    Everything's been excellent except for the last claim. First of all the person that answered the phone spoke broken English that I couldn't understand him. And then number two, I was given two repair people that either didn't call me back or never had any time to schedule. When I finally got somebody it was the third company that finally came to repair the dryer and they were excellent. Not a problem with their technicians and they successfully repaired each time they came. This will be my third year coming up in June that I've signed up for HMS again.

    Everything at the last three claims have been really great but I've had one bad experience with TotalProtect. The problem with our broken air conditioning system was a total nightmare.     My previous homeowner signed up with HMS and we just continued with it. So far I claimed two times with them already - one time it's for garbage disposer and the next time, it's plumbing. Customer service is alright, but the only issue is what the warranty covered. The last time when I had them do the plumbing work, they removed my ceiling and said that the ceiling was damaged so now the ceiling is open. I had to look for other wood and look for other guys to fix it since whoever came to do the plumbing said he can only do the plumbing work. Plus, HMS said that fixing the ceiling isn't covered in the warranty. HMS said they'll recommend somebody to help me, but until now it's open.

    I didn't like the previous home warranty provider that I had and I didn't use anybody for a long while. Early last year, I researched TotalProtect online and decided to go with them.     I submitted two claims. I called about the refrigerator and I called about the breaker system the same day and spoke to ** both times. For the refrigerator, they made an appointment for April the 22nd and Sears came and they did a wonderful job. And I wish that I would have known that they would have come for the problem that I’m having now with the breaker system.

    The breaker system that I have had a problem with takes my TV off. When I put my microwave on, it trips the breaker. There’s one breaker and it’s the same breaker every time. My husband is in construction and he knows a lot about a lot of things and he says it should not be tripping because the microwave is on a different breaker. Well why does it trip when it does turn on? That’s the only time the thing trips. In any case the man comes in (the other person) the breaker doesn’t trip. So he says, “Well I gotta call my boss man.” I said okay, and he calls his boss and he says, “Well if it didn’t trip, there’s nothing wrong with it.” So I pay him the $75 and his statement is “If you have the same problem within six months then we come back and it’s free.”

    Well then I called up today and spoke to **. Then she said “I’ll give you the same claim number and the man will come out, and they’ll call you.” So I waited and the man called and I told him “I’m calling on a Monday. My husband will be here Friday before 12:00.” I figured I wanted my husband to be here when the service call was made and not be by myself. The man said, “Well I can’t do that.” And I said, “Well I’m giving you a week’s notice, and you can’t do it?” “Well no,” he says and I said “Well my husband works Monday through Friday. He doesn’t get home until 7:00.”

    “Oh well, we can come out 7:00. We can come out at 7:00 on Tuesday.” I said fine. I called my husband and I said “They’ll be here tomorrow at 7:00.” Then the man calls me back and says “I will have to charge you another fee.” And I said “No, you won’t charge me another fee.” I said “’Because if that’s the case, I will get HMS Home Warranty to send Sears out.” Because I was not at all impressed with this man. He stayed in my house less than five minutes. He did not try to do anything that would have helped the matter. He was not even dressed with a uniform. I did not see a truck that said his company’s name, if he did have a company’s name. I just opened the door, and that was a dumb thing on my part.

    Anyway, I feel like I’m being cheated because I know what was said to me, that if it’s the same problem... which it is (the breaker didn’t trip that day but that is the problem with it) and I'm not happy with it. But as far as the situation with the refrigerator, the man from Sears had to replace a part and it was fixed -- 1 2 3... it was done. He was nice and I liked it. I even asked him about the same thing. He says "Well I think you need a bigger breaker." I said "Oh. Well I wonder why that man didn't say that..."

    All I want is my breaker to be fixed. When I bought my house, I'm thinking everything's fine and we even had someone come check our house. We paid them $500 to have them inspect our house, so we knew there was nothing wrong. Then we get in it and the breaker goes and does that when we're watching our TV. I am a television person, so I do not want the television going off because I got to go warm this or do that with the microwave.

    My air conditioner which is located in the second floor attic broke down on April 27, 2015, so I called my warranty to make a claim. A technician from Sun Belt Air Conditioning was sent to our home to make check on the unit, and claimed that we were in need of a new unit. The technician claimed that the drain pan was broken which caused leaking water into the secondary drain pan causing it to rust. As it turned out, Total Protect Home Warranty is denying our claim, and will not send us a letter of denial until four weeks from the time of the incident. Total Protect Home Warranty sent us a brochure by mail on the day of the incident, but never anything before. I went through the plan, and they say they will cover unknown pre-existing conditions "for those problems you didn't see coming due to rust, corrosion, sediment build up and more". What a scam!!!

    I've only submitted a claim once. I called them and they set it up. Phoned me to get someone to come up and they looked at the problem. The guy called the same day, and they were able to get everything done and scheduled. They came out, worked on it and computed the job. I had to pay for the additional because the insurance only covers so much but it wasn't a problem. This was like a test run for me for the first time and I didn't mind paying it because we needed it.

    When I purchased our home, it came with HMS Home Warranty. It was part of the benefit of my purchase as the previous owner added to the contract, and I have not looked for another one because I've been very satisfied with HMS. Submitting a claim is pretty easy. It used to be on the phone and now it's online and if I can't find what I need to online I can always still call and they will help me. I always have a claim number within a couple of minutes and a guarantee of somebody coming out within 24 hours usually.

    The technicians have all been professional and helpful. Even though if they're here to only fix one thing, if they see something else wrong, they will let me know that that's not part of this fix but that I should have someone come and take a look at it and what time frame it needed to be done. So it's not an immediate emergency plan but in 6 months, this will need to be looked at and if I have another person who does that, that's fine. They don't push to sell that to me but they let me know any other repairs that may need to be done in conjunction to what they're doing.

    The quality of HMS Home Warranty's work was definitely competent and professional. Otherwise, I would have called HMS to let them know that I had a problem with their technician or service provider. I have recommended HMS to several co-workers who were complaining about household issues and I said 'Here's a way to take care of it'.

    It's usually good, but this time there was no communication between TotalProtect and the people that they had working. The TotalProtect people did what they were supposed to do but they gave it to somebody who didn't. It took over a month for me to get the stove fixed. I called numerous times and couldn't get in contact with the company that they have coming out - Appliance Heal. They had assigned a different person, but then I got a call saying that the original people will come because they had the part. They came out and fixed it but it took a month after several calls. I wonder why they let them work for them.

    I never had that experience before and I've been their client for maybe three years. I'm not angry with them. I know things happen and it wasn't their fault. I don't hold them responsible. They always do what they said they were going to do up until this time, and that's why I had told my brother and a couple of other people to look into TotalProtect.

    We've had TotalProtect for so many years and they were great. When submitting a claim, they have it pretty well set up and it's automated. During our last claim, a rep set up a time and an appointment and the contractor came out on the scheduled time. He took down the order that I needed and called when my parts came in. He came as scheduled, fixed everything and it's been running great ever since.     TotalProtect was offered by our bank as promotion to their account holders. It was pretty straightforward when we submit claims online or by calling their 800 service. Just give them your contract number and explain which appliance is giving you trouble. Up until recently our interaction with their reps is very good but our most recent experience was not pleasant. We did not give them a favorable feedback after our last.

    Once you submit the claim, you're then at the mercy of whoever they have subcontracted and I don't care for the company they chose. We can either pay out of pocket and choose someone else or go with their process with the person they send. Unfortunately the technician sent was very unprofessional and not knowledgeable, he misdiagnosed the problem. He had a flipping attitude and then I had no contact from them that I didn't initiate to even find out what was happening as far as ordering a part or any kind of repair. Still I'm satisfied with them because we've used them two other times without paying.

    I just renewed our HMS for our house in Florida. We found out about HMS through our realtor and I'm satisfied and pleased with it. We've had a couple of claims and they've been very responsive. The only thing was on one occasion, their vendor did not show and they called and asked whether everything was okay and I said the vendor hasn't shown and they referred me to another vendor and he was there the next day and took care of it. The technicians are very good and helpful. Things were working fine when they left so it was good. I have no complaints about them.     Total Protect would not cover a non-working air conditioning unit because it was rusted and the policy specifically dosn't replace rusty units. the unit is 17 years old and rust would be a given at that age. So, essentially they have a way out of covering the cost to replace any older units. I will be cancelling this policy. Plus, when I tried to speak with a supervisor, they were always busy. I gave a time to have my calls returned and they would call earlier much earlier than the time I requested. This went on for a week. They were just hoping I would go away. I'm considering reaching out to the media so others can be made aware of how this company works.

    Every time we buy a house, we asked for a warranty with it and we already had HMS in our other house so I just went with them. The hard part with them is that after each problem that I had, like with the plumber, they cut holes in my walls. Then they don't provide contractors to fix the holes. It's extremely difficult to find somebody who's licensed. And then you have to pay upfront what the contractors charge you and it takes about 6 weeks for HMS to get the reimbursement check back. I've had to submit my claims one after the other where I hadn't received one reimbursement when they had to pay out a second one. I'm currently waiting for reimbursement. Other than that, their claims representatives and technicians they send out have been really good. We paid the deductible, they come in, and the problem got fixed pretty quickly. The quality of work that they have all done, including the appliance wizard who fixed my washer, has been amazing.

    Basically when I call TotalProtect they put me in touch with a service organization that's geared specifically for the problem I'm having. The only thing I will say is we live in Spartanburg, South Carolina, and a lot of the places I have called that they have given me the names say, "We don't come up that far." So I think they have to take a look at some of the other businesses in Spartanburg dealing with washer dryers, gas heating, and things like that. That's the only weakness they have. Generally, we've been very satisfied.

    I've been with Total Protect for awhile and all my experiences have been good except for one. The technicians who came were supposed to be checking my appliances, doing the service checks and cleaning what needs to be cleaned, but they failed to do that so the quality of their work wasn't great. I called customer service to complain about it because I was a bit perturbed, and their ability on getting back to this situation and telling me what’s going on is bad. But the heating and air-conditioning company that came here did an excellent job. So overall, I'm still happy with Total Protect.

    At first, I had looked at American Home Shield. My neighbor had that and they said that they were interested in looking at something else. My something else was TotalProtect and it has been great so far. The representatives that I've talked to is usually pretty easy to talk to as far as understanding what my needs are and what systems or whatever it is that I need to either work with my claim, or if the system wasn't even under warranty - under the actual program. So, claims processing is very easy, easier than I thought it would be.

    Their technicians are also pretty good. The first gentleman that came out for my garage door opener, I didn't even know he was out here. He may have been here an hour but worked with me as far as my schedule, came out and handled his business and left.     Our first and last claim to HMS Home Warranty was terrible. The AC unit stopped cooling on April 9, 2015. After a claim was submitted, they sent a technician to check the system. I was told it needed a split valve. It took them one week to deliver it to the technician and another two days before he could come out and fix the unit. This time, we were told we need a new compressor because the old one burned out. It took another week for the new compressor to be delivered. Today, after the claim have been filed for 3 weeks, the technician told us the new compressor burned out because of the acid in the system. He blamed someone put dye in the system and the company won't do more.

    I tried my best to understand what the technician told me and why the new compressor burned instantly. After some research, I know when the old compressor burned out the oil becomes extremely acidic. The right procedure to replace a new one is to flush the system with solvent to clean the acid. Or else, the acid in the system will attack the new compressor and burn it again. Obviously the technician didn't do so and wanted to cover this by claiming there was dye in the system. No matter there is dye or not, he should flush it first. Of course the company wont listen. Miraculously, not like other HVAC company who need inspection and time to order a new unit, the same technician tried to sell us a new system for $4,600 and he can install it the next day. Fishy? FYI, if they mess you up, they wont refund you your deductible. Be away from this company.

    Claim submission with HMS is always a positive experience that's fairly easy and straightforward. The last time we used their service, we had two different service reps come out for the same job. The first one was okay, although they did not actually solve the problem. The second technician that came though was very professional, and the quality of the work was good.

    I had one concern though - since the first technician had not corrected the actual issue, it led to some concerns with regards to having to pay a $100 deductible. Somebody from HMS warranty section determined without my knowledge and without my presence that the same claim is going to be divided into two claims and a second deductible charge. I have yet to know the outcome of this.

    TotalProtect has always given me peace of mind that you can't put a dollar figure on. In the fall, before I put the heater or the furnace on, I always had that cringe. Is it going to cost me? Now with TotalProtect, I always have peace of mind. I've since had new heater and new furnace put in but it was always such a reassurance. When I think of the price again, it's just 75 bucks. Not a big deal. That's what I mean by it. You never get that feeling that a catastrophe is going to happen.

    I'm a huge advocate of TotalProtect. The claim process is easy. You can do it with an automated assistant that actually works. Most automated assistants don't work but if you do need to speak to somebody, they're readily available. People come right out and they always send the same people, like with plumbing. We've developed a relationship with the plumber over the years. So now, we just know that's who they're going to call. It's a good setup. I have already recommended them to many people.

    Submitting a claim is very easy to do and their customer service reps are fine. The last one that I had was kind of disturbing when they said that things weren't covered because it looked like something ate the housing off the wires by the air conditioner. The air conditioner is like 12 years old. And in Florida, it gets very hot and the sun beats on the wiring which disintegrates the cover on the housing. It looked like a rodent did it. Now, come on. It's just the heat and the sun cracked it off and probably when we're cleaning up the backyard, we might have hit the wiring which knocked it off. There's no animals out there. It's a fenced-in backyard for crying out loud. That's perturbing and I think they're just trying not to cover anything. To me that's normal wear and tear. I have no problem with things not being covered but that to me was just way farfetched.

I've had very limited interactions with the representatives because we submit the claims online. The technicians on the other hand were fine. Their work has been satisfactory.     I'm satisfied with the fact that I only have a $75 deductible but I'm dissatisfied with the product that they choose as replacement for my appliance. And when my microwave went out, the replacement that they offered doesn't have the name of the microwave on it. The inside label says Whirlpool Corporation but I would like to know that I'm getting a quality product. Also I just had to replace the water heater, and when the guy came he told me that it would probably be replaced with a Rheem water heater. But when they got here with the new water heater, it's some brand that I don't even know about. But as long as it works and it lasts years, I guess I'll have to be satisfied with that.     I had a furnace failure on March 22 which I reported and it wasn't fixed until April the 7th. The HMS claims representatives were very polite, though. They say, "We're waiting to get information. We're still doing research." I don't know what they were researching. At one point I called and I said, "You know I'm now two weeks without a furnace and I'm worried that my pipes are gonna start to freeze at night," and they just say that another department does the ordering of the furnace. Okay fine. They said they've ordered a furnace for me and that it should be arriving. But when I called the heating company, they say, "We've received no word that we're getting a furnace for you." That kind of put a damper on things and it was just frustrating.

    Hawkins Heating and Cooling, the contractor, was very frustrated with HMS as well. They said that I was not the first client to be without a furnace. All that time I was without heat and that's not good when the temperatures are thirty degrees outside. I was unable to stay at my house and I had to live in a hotel and spend time with friends and family for three weeks. However, the contractor was very nice and professional. They got the work done and now the furnace works. Hawkins Heating and Cooling did a great job. But still, all in all it was not a good experience. I also had a claim for a hot water heater at the same time but they were faster on getting that replaced. It only took a little over a week to get a hot water heater.

    When I did a google search, I found TotalProtect as the one that looked the most efficient. We chose it over other home warranty providers because it was a standard deductible whenever we had a problem and it covered everything from plumbing, electrical, to appliances.     I've got a rental property management company and I've got about 28 domestic property managers. We have warranties with HMS on different homes. But my experience with HMS Home Warranty over the last two or three weeks has been absolutely awful and I may not renew them because I call for service and they say, "Well, we can't get a hold of service people." You call, and then the service people never call, or I call the service people and set up an appointment to go to a house and they never show up. So right now HMS is in the toilet as far as I'm concerned. I am not a happy camper. I've got 27 contracts with HMS and I think I would never renew with them. They were wonderful in the past, but in the last three or four months, they have gone from good to extremely poor.

    I was a real estate broker and I chose HMS as home warranty provider because a former HMS employee, who's no longer there with them, came to see me. I liked her and whenever I had a problem, I could call her to get it straightened out. But now, if I've got a problem, no one seems to care anymore. The only thing they seem to want these days is to make sure you renew your contract and send them the money.

    I've submitted several claims with HMS. I've got one right now that I called in last Wednesday. I'm still waiting to get a hold of a vendor. You call and you get different claims people, and they'll say, "Well, our service tech is not in right now. You have to call them to set the appointment up." At one time, they would get online with the vendor and I could set the appointment up. They don't do that anymore. They say, "Call John Doe Plumbing. Here's their number. You call them." I can get extremely poor service. And then I had an experience yesterday when I called for a plumbing company and the service tech they gave me was out of business.

    Another time, I called about a problem with a refrigerator at a house that I've got and their rep says, "Oh well, you have to call Sears." So I call Sears. The first appointment I could get was 19 days down the road. And that's why I'm extremely upset with HMS right now. As a matter of fact, I'm looking at other companies to see what they can offer me. I don't want to change my home warranty provider, but if HMS service is the way it is, I have no choice, because I've got close to 125 properties. More and more of my owners are getting home warranties and this makes my job a lot easier too. But if that's the service I get, then I don't want to deal with them.

    All but one of their techs have been okay. It's the ones that make an appointment but don't show up that I get extremely upset about. And then when you call back to HMS to say that the tech never showed up, their rep will say get another tech which slows the process down again. And if my homeowners doesn't have heat or a refrigerator that's operating correctly, they don't want to hear that. They want service and that's what the homeowner is paying for by getting a home warranty.

    I don't mind it being a day or two down the road. I can understand that. But now, it feels like nobody cares anymore. I just hope they get their act cleaned up and operate smoothly again because I don't want to change my home warranty provider. And it'd be nice to have a contact person. If I need brochures, it'd be nice to be able to get some so I can give these to people. But it's just like the only thing they really want now is for us to pay our bill.

    I called in a claim for a leaking water heater in late March 2015 - They issued me a claim # and sent a service company out on March 26, 2015. The company confirmed the water heater needed replacing but they did not replace my type of water heater. Total protect scheduled for a second service company to come out on March 30, 2015. They agreed with the findings and sent a report to the warranty company. I called on April 1, 2015 and was total the water heater was ordered and was quoted a list of cost I would have to pay out of pocket (i.e. drain pan, shut off valve, access to the water heater and disposal). Total protect confirmed and supposedly placed an order for the water heater. Two weeks ago - total protect sent the wrong type of water heater to service provider and supposedly reordered the correct one the same day. To date - I still do not have a water heater or hot water in my home. I have had to stay away from home for last 4 weeks . I was told Friday (4/17/15) the ETA on the unit was that day and then I was told Monday (4/20/15) they were placing a tracker on the unit. Today I called again (4/21/15) and I was told no unit had been ordered. I have asked repeatly to speak with a supervisor/manager but instead I am placed on hold for long periods of time. Just to be told - No supervisor is available. I did recieve a message from a supervisor last Sunday morning (while I was in church) saying the unit was ordered. At this point, I need to reach out to the better business bureau, my state's attorney's office and however else I can find to get results. I have paid my premimums on time and this is my second claim. I expect better results and simply don't understand why nothing is happening.

    I had one experience in submitting a claim that was very good and one was not very good. One time, I had a plumbing problem and they referred the plumber. The plumber came over and rectified the problem and gave me some good information about the current plumbing situation in my house. That was very nice, good and informative.

    The other case was a home theater that I had that was going bonkers. And they referred me back to the company and I didn't like that because if I pay for the coverage, I want the company that's handling my coverage to handle that aspect of being referred. But they did not and that was very, very disturbing. And as it is, the unit was never really properly fixed. I called the company and they were a pain in the neck. And TotalProtect is supposed to replace it if it's not good and that was never done so now I'm buying a different unit.

It really didn't bother him to do that. So he was very, very helpful. As a matter of fact, I'm gonna be calling him to do some other work for me.     My home warranty has gone out and a friend told me about TotalProtect and so I decided to look into it and signed up. And the service I've been getting from them has been pretty good. It was easy to put in a request online and then they gave me a number to call, and the people that were supposed to contact me contacted me. The representatives that I talked to were pretty helpful in my needs and I haven't had any negative experience from anyone.

    HMS Home Warranty was offered to me when I bought my house and I've submitted two claims with them. The first one was for my furnace. That was back in November. The claims process was easy. At first I didn't think of using my home owner policy, and then I thought, "Well, I have HMS warranty, so I should use it." So someone was out here within an hour and a half. The claims representative was very courteous and very nice and I've signed a contract with them to have the furnace checked twice a year.

    Several years ago, I purchased a TotalProtect Home Warranty AKA Cross Country warranty for my home's systems. Three weeks ago, my heating system broke and I submitted a warranty claim. An independent contractor hired by Cross Country came out, determined it could not be repaired, and quoted a $5,000 estimate for a comparable system.

    Under the warranty, if Cross Country determines the system can't be repaired, Cross Country is to (i) replace the system with a comparable system that meets federal manufacturing standards or (ii) pay the insured for what this costs. Instead, Cross Country proposed to (i) provide a system that does not meet federal manufacturing standards, isn't comparable, and is recommended only for second homes occupied for just a few months a year or (ii) pay me $1500, without identifying any comparable system available at that price and even though a comparable system costs about $5,000.

    On Friday April 10, I spoke with claims at Cross Country, explained this situation, and was told she would call me back the morning of Saturday April 11. She never did. I've since emailed a few times and have received no response. After several weeks the claim is at a standstill.

    HMS was recommended by my realtor, but the information I got was really, really basic. I'd like a little more information about their services than what I get from a pamphlet to know how to contact them. For example, I need to know what they will and will not fix if something happens to my furnace. When I'm calling them I'm not even sure that they're going to be able to help me because I really don't know the extent of all their services.

    Nevertheless, their claims process is very easy. It's easier to do on the webpage than to call in.     There have been a couple of times when submitting claims to TotalProtect aggravated me but I guess there are things they don't cover. For example certain parts on my washing machine ended up coming out-of-pocket, which made me a little upset. They also didn't realize some old parts have to be replaced on the boiler problem. They changed a gas valve but they didn't change the aquastat that controls the hot water. So what they should’ve done was change all of the old parts because the old gas valve can’t work with the new. But other than these issues everything has been pretty good.

    They're helpful. They take your information and they get back to you on a timely manner with the representative they contacted. There haven't been any areas where they missed or forgot to call anyone. The people show the next day. It has been pretty consistent so the representatives from whatever company they contact show up within their scheduled time.

    I've looked at others. The competing company’s deductible is cheaper but they’re calling and begging for customers. I checked and looked into their record and they don’t have the best of records. I was trying to think if I could get better service as well as save more from another company, but what TotalProtect gives me has been okay for me for the last nine years. They’re not perfect but they are pretty good.

Every time I call their claims representatives, they help me out in whatever I need done.     When I bought my house, the realtor told me about HMS Home Warranty. He advised me that it's the one he has been using and he is very pleased with the service they provide. I trusted him good enough to go with it. When I filed my claim, it was pretty quick. The claims representative was very nice and professional. They sent somebody immediately to come fix the issue I was having. They got in touch with that person for me. They came a little bit later but they still got taken care of it that night, the same day.

    When I have claim, I call TotalProtect and they assign me a claim number and let me know who's assigned in my area. Either they'll get in contact with the service provider or they'll give me the name and phone numbers of the service providers. The service providers were pretty good and been on time, which is a good thing. I'm very confident about the quality of work they performed.

    I do however have a small issue. I had an in-the-wall oven and it was so old that they couldn't find parts for it anymore. So they gave me a credit. But I ended up getting a whole unit, like a whole stove, versus the in-the-wall unit and I couldn't use my credit towards my new stove.     TotalProtect has been very good. Things have to be really perfect for me to say it's been very good. I've been a customer of TotalProtect for maybe 9 years. I just had an experience with the dryer which had to be fixed. It didn't get fixed right away as it normally does. I think part of the problem was the fact that the dryer is 15 years old. In fact, I called TotalProtect, and I was surprised that they were going to fix it because the cost of the parts in fixing it was almost $200. And I know, of course, I've got to pay the $75 for each call. So I was a little surprised that they didn't just put another one in.

    But, whatever, just as long as the dryer works, that's all I really care about. And they're going to come out on Monday, the 13th, and do the repair on it. The parts have arrived here and they're waiting for the technician. How good is the plan? I have to be honest with you. I get offers from other companies that offer plans. But until you guys let me down, I'm not big on making changes.

    We checked HMS out and we decided to go with them because it seemed like it's good, and also our realtor was recommending it. I've submitted a couple of claims and I had no problems at all with anything. The process was relatively painless for me. I reported it and they gave the claim right away for somebody to do the repair pretty much at the same time. Their claims reps were very friendly and knowledgeable. They were able to get it fixed up right away, and both times it was excellent.

    During the first claim, we were not there but we were able to work it out with the contractor and someone that had the key to our house. They met and it was a smooth transaction. This last time, we were here and so we got to be involved more directly. It was just disappointing on our part but not because of the contractor or the warranty, it's the way it turned out-- it was something that isn't covered.

    The guy helped me out, he told me exactly what the problem was--the dryer needed a new power cord. The guy even showed me what to hook with what and everything. He would have done it himself but he didn't have that particular power cord with him, and so he just told me which one to buy and it worked out pretty good. Up to now HMS have met and even exceeded our expectations for the most part. We're really happy with them and we've had good experiences so far. When we have had a problem, they were right on and helped us get it fixed but it would be nice if they cut the price a little bit although it's right on and they're competitive.

    In one of my refinances to my mortgage, there was an option where I could choose to have TotalProtect, and they would deduct it out of my payment every month. I've been in my house for 11 or 12 years, and my wife had a major, major breakdown in one of her appliances, that had she not had the home warranty insurance, it really would have strained them financially. So I thought it would be a great idea to get into, and that's what I've been doing and I love it. I find it very easy to submit claims. Their system is all automated it gives me everything that I need to do to handle it right over the phone. I come away after just a few minutes with all the information I need to get the problem fixed.

    There have been quite a number of changes since we've been on the program. I'm trying to remember it goes back to before the holidays. I didn't get much response from the very first contractor's information I was given, so I called back and said they were not responding and asked for another one. They were able to do and we got a hold of that guy. That guy was absolutely fantastic. So whenever the one contractor is not responsive, I'm always hoping that there's gonna be a backup plan. For instance, what happened this last time was I've got a tank with water heater. They sent a young man out and he didn't have any experience with it, but he did know enough to kind of tinker with a few things and it's just that the process that he went through actually got the thing working again. But he was all set to handle back to TotalProtect if they could find another contractor that could actually work on a tank with water heater.

    Right now I look at TotalProtect as having money in the bank, like having a separate savings account, putting some money away that I wouldn't normally save for any kind of major problem that I'd have with my appliance. It's just like putting it right in a bank account and we're really happy. We've been in our house for 19 years and we still have just about all the original appliances and they're all still working fine. And we do a lot of maintenance on our heating and air conditioning system. We have that worked on, looked at and maintenance done every year. I think that's had a lot to do with keeping that system up and running for 19 years.

    I have HMS for a rental property so I've used them a couple of times. They seemed to be pretty straightforward during claims process so I didn't bother to take the hassle of jumping around other companies and trying to price them out. It's a decent company. I had a very pleasant interaction with their claims reps. I gave them the information they required and verified everything. The technicians that come out would take a look at it. Then state what's wrong with it and they usually fix it.

    One thing I notice is that on an annual basis, the prices continue to escalate. Between the first and the second year alone, it had initially jumped over 100-and-something dollars. Then after that it was incremental but that's a pretty huge difference between things started out like $429.00 for the first year and then the second year, it was almost like mid-500s.

    I filed a claim when at the middle of the night and our furnace died. I called and someone answered and immediately took my claim information and gave me a number to call the next morning when I woke up to get service. The contractor I called for a service weren't going be able to get to us for a couple of days. So, I called HMS back and they found another place who was willing to service me that day. And gave me that phone number and I called them and they came out and took care of it.

    The technician fixed it and then a couple of days later we had a problem that was related although not his fault. And I paged them on the weekend because it was related into a fire in our furnace and he talked to us on the phone and discussed what we were going to do the next day to get it taken care of. And he came out the next day and he took care of it. It was fantastic.

    HMS Home Warranty was recommended to us as one of a couple of good choices by our realtor. I went online, checked the coverages of the home warranties he suggested, spoke to those companies' customer service, and I thought HMS was just altogether a better choice for us. The first claim we filed was our most significant, associated with our stove oven, range arrangement, and its gas, and there were some malfunctions with it. HMS sent a vendor out right away. He concluded that it could not be fixed. HMS was very good about explaining to us our options in terms of a replacement versus a credit to get whatever brand we might want that would fit the space. We went with the credit and the same vendor that came out came back out and did the installation. It was very efficient and satisfactory.

    I've spoken to several customer reps because we've had other claims over the last couple of years, and they have consistently been very knowledgeable, helpful, and predictable in terms of what they want us to know in terms of the claim number, and explaining the process of the vendor coming out and what our deductible was. The customer service experience has been probably the most noteworthy, and the manner in which claims have been handled have been extremely smooth.     We bought a home and they included HMS with the package. It's a one year warranty which was renewable. We had the washer and dryer that came with the house and the washer broke down about six months ago and we were using our washer which we had in our other home. And then the dryer went out about two months ago. So, I phoned HMS about that and they sent a repairman out right away. He checked it out and said he was going to be able to repair them and it was a hundred dollar deductible, which was fine. We had both the washer and dryer working again.

    The problem that came up was when we had the bad weather. We had 7 to 8 inches of snow and then it was melting and we had all the rain afterwards and our basement is flooded. We've been exactly one year now at the house, and it never flooded before. There was a defect of broken drain pipe underneath the floor. So, I called HMS about that and they sent a fellow out. He was not allowed to do anything except to try to alter it out. That's what is included with the warranty, and that didn't do anything at all. He charged us a hundred dollar deductible and he left it that way and said that they needed to send out a high-pressure water jet.

    I called HMS about that. I said the man didn't do anything and if we can get our money back. And the rep said we have to pay the deductible. And then HMS doesn't cover what the repairman had recommended at all, that's $700 or $800 to have that done. I paid a hundred dollars for nothing. We still had water in the basement. This is why I'm really disappointed about it. The experience with the washer and dryer was perfect but this was really bad. I'm going to have to get a plumber out and the warranty didn't cover any of it.

    We have been with Total Protect for years and this is the first time I'm thinking about leaving them. We will be without a refrigerator for 2 WEEKS (or more)!! Our current model has been discontinued and they were unable to find the parts. I got a call that they would be replacing it, she even gave me the replacement model numer (this is 5 days after original call) and would be calling the next morning with the dollar amount. The call we received instead is that they were able to find the parts and would now be repairing it. My husband said "great, can they expidite the parts, we're throwing food out every day". He was told, no, they couldn't do that. I called back and asked for a supervisor, none available (really, 8:00am and they're all on other calls? ) and that I would get a call back by the end of the day. That didn't happen either, so I called them, again and was told, again, what a busy day they were having. Still no supervisor available. But in the last one, we had such bad weather and there were so many difficulties, so it was not the fault of anyone, just mother nature, but my furnace went out on the coldest days of the year. They got a different plumber and everything was fine. They were prompt and responsive regarding this issue. They took care of it. Everything was cool.

    However, I also wasn't too pleased with the accounting aspect. When I renewed this year, I talked to them and I said, "Yes that's fine, charge me" and they did. Then I started getting phone calls about my payments being past due and I contacted them and I said, "Look, you were supposed to charge this on my credit card."     When I bought my property, HMS Home Warranty sent me an information packet in the mail. Because I was a first-time home buyer, I didn't know of any home warranty and it was the first one that came up through the agency that I went through so I went with HMS.

    My first experience with them, I was upset because when I called, the person that I talked to told me that we're going to have this done in a few days. They talk good and told me that they had good customer service that's why I was so assured that I was going to get the heating unit in a couple of days. But then the snow came. It was a setback and I waited almost three weeks before I got it. It was so cold that I couldn't stay and had to leave the house. Even the electric heaters would not work; it's just overpowered. Because they had to order it, they had to wait till the person came in to set the heat up.

    Problem was I had no accommodation. I said, "If I had nowhere to go, I should have been put in a hotel or somewhere instead of leaving me in the cold like that." I had to sleep on a sofa for two weeks in somebody else's house, back and forth in a freezing house. When the man came here to fix it, it was beyond repair. I got a new heating unit put in but when I did get in the house with the heat, the hot water tank goes bad because the water hadn't been running. The lines were frozen and then the hot water tank started flooding on the floor. The water broke loose all over the floor. I had to call back a second time to get someone out here to do a $50 deductible again. I was very disappointed and dissatisfied. However, the technician that came over was very hospitable and mannered.

    The last claim was not very good. TotalProtect Home Warranty did the appointment and got it exactly on the schedule, in a timely manner. The company that they scheduled to come out and do the work never called on the date when they were coming out. They’re supposed to call. They hadn't even contacted me one way or the other and it stopped until TotalProtect and myself got on a conference call with them. That way we got an update exactly when they were going to come out and complete the service.

    The company that came in, the technicians, were either not knowledgeable about the appliances that they were to service or brand new at doing it. They didn't seem to know exactly what they were doing. They had incorrect information, and so we were trying to get an understanding why they were here and then the total attitude just went south. It’s like they decided the way they wanted to do it. They just treated me like they could care less.

    They took my microwave combo oven out of the compartment that is fixed in my kitchen and didn't even install it back in properly - left screws out or loose. They screwed the screw all the way through my cabinet. It was a total botched job. We couldn't even use it. It wasn't even working properly. Apparently, when they came out to service it, they did the diagnostics with a report accusing us of misusing the appliance which was not true at all. They were the one who installed the parts in incorrectly.

    So when the appliance was still not working properly, I called TotalProtect Home Warranty. When I was talking with the TotalProtect representative, I was trying to explain to him, "no, I don’t know why he would write it up that way, but we were not at all at fault for using the appliance improperly." I explained to them that I did not trust the company because when they did the work, it didn't end properly and installed the parts in properly. That’s why we were calling back to let them know because when I called the company to tell them that the appliance is not operating properly and they need to come back, they told me they can't do it that way.

    TotalProtect Home Warranty sent me someone else because this company did not conduct this in a professional manner at all. I had absolutely no problem in my service and my relationship with TotalProtect. We've had numbers of other jobs done and they were excellent. They repaired them properly. It's just this last company was a total, total disaster.

    We went with HMS Home Warranty because my mother-in-law said they were a good company. When submitting a claim with them, they're always pretty good, quick, and they get it done. I haven't had any problems. Their reps were professional and did what they were supposed to do. Their technicians have always been really good...The last one was outstanding. I appreciate the service they give because I'm going to leave a company if I don't like their service. I have recommended them.

    For the most part, it has gone well though I have had a couple of negative experiences where a claim has been rejected. The first one is with my Bosch Dryer. I was charged the full amount and had to pay the repairman because they said it was maintenance. Then the same thing happened also with a different repairperson that they sent who actually found what the initial problem was which was the pump. It was replaced and I haven't had a problem, but I did have to pay out of pocket the first time I called to have it fixed.

    Then recently with the dishwasher, I had it repaired last year and it was working and then just within 12 months, the dishwasher seized. It turned out that it was a piece of tool that might have been used to fix it in the first place fell into the motor. When the repairperson found it and took it out, I was told that was a maintenance issue and I had to pay the repairman when in fact it was debris left by the initial repairman from last year. Those two occurrences really bothered me.

    The last thing is I had an air conditioning heating unit replaced with a similar model because the model of my unit is already phased out. I got a call from that repairman this week saying he had not received payment. Apparently, he lays out the money and then TotalProtect has to pay him back. It has been a month and a half and he still didn't get his money. He asked me to call TotalProtect to follow up on it, which I did. He was a very honest repairman so I feel badly that as a service provider, he had to call me as the client to help in his collection. Outside of those three circumstances, I had this TotalProtect policy for a year and it has been mostly great.

    I had a different home warranty provider the first two years I had my home and realized that it was a waste of money because all of my appliances had the two-year warranty. So when my bank payment came with something from TotalProtect, it reminded me that I didn't have a home warranty so I got it.

    I like their new automated system more than speaking with the representative, which I think is not working out. But they're very professional. I have no complaints. The only thing I don't like is the services department that always works toward the end of the window. However they do give a call and set it up at some arrival time that they like. But overall I think they did a great job.
