We are totally satisfied with TotalProtect Home Warranty. Submitting a claim was very easy. I called their number, they record, then they assign a service organization and I call them and make an appointment. Afterwards, they come out and evaluate the problem to see if it's covered and then let me know what they're gonna do. I paid the co-payment of $50 upfront and they fixed it. It was very simple. The technicians were all knowledgeable and respectful. It was totally fantastic.

The turnaround time has been fast. We usually have been able to get appointments when we need them. We recently had one for our dishwasher and the guy was able to come out on a Saturday. We also had an issue with our garage door and TotalProtect sent someone to take a look at it and decided it wasn't worth the repair, so they replaced it at a fairly nominal cost. They also came out for an oven which stopped working recently. Their technicians have all been pleasant. We haven’t had any problems with any of them. Service has been expedient and TotalProtect has been really good.

The agent that we bought the house from paid for the first year of HMS Home Warranty. We used it and it works, so we continued it. Recently, we had a claim with them for our dryer that was making noises. We called them up, entered the claim, and they scheduled it with Sears. There was a bit of a delay in getting all the parts but as soon as the parts showed up, the guy from Sears showed up and fixed it. He was a professional and was courteous. We were very pleased with the level of service. We're very satisfied with our experience with HMS Home Warranty.

I've been a customer for over five years. Recently my a/c stopped working and I have since had the repair company come by and diagnose a bad compressor. It's been three days that Total Home has had the claim and are figuring out the best option I guess. Seems obvious that when a $2000 + part fails on a 23 year old system replacement is the answer. I've been round and round with customer service and still no answers. It's hot here in Florida but guess that doesn't matter. I'm cancelling my contract and would not recommend this to anybody else.

We've been with TotalProtect Home Warranty for a long time. Everything's worked like it's supposed to and we didn't have any problems with it. Sending a claim was easy, and their representatives have been professional. The technicians that came in have done the job they're supposed to do. We are happy with them because they're prompt, and the total experience has been good. The only complaint I have is that the insurance pays exactly for what is covered. We have to pay extra if they find some other stuff that has to be paid for that we're not aware of or that they say is required.

We decided that having a warranty was a good thing to have for our home so we got TotalProtect. We've been members for 7 years and each claim has been handled very efficiently and quickly. We have had about 8 claims over the years. And everyone of them has been taken care of. We have even used the things called Buyer's Guide, where as a customer you have access to the wholesale company that you can buy. We bought a new electric cook stove. That's a benefit of the TotalProtect. If you need to buy an appliance, they gave you a password then you call and then you charge it to your card. But they still ship the item to you and that's a benefit.

I do have one thing I have to have them come out and check - it is our dishwasher. They came out and checked it about a year ago and we thought it’s fixed but then wife tells me that it’s not taking all the water out and it’s leaving water in the bottom. So, it just means that I have to call them, have them come back out and look at it. I hate to do that in the sense that I just had the air conditioner replaced about 30 days ago. But other than that, TotalProtect has been beneficial and it's been a great program for us. We have recommended it to several friends.

Water heater started leaking and ruined the ceiling. I am out of town so wife called Total Protect to file a claim. Jesse with Sancho Services (no kidding, for those who know what sancho means) showed up and said it was not the water heater. Long story short....this clown is no longer welcome in my house! Called TP to request a different plumber. They said they could not (really?) do that but I could get my own plumber and they would reimburse me x-amount. It has been 4 weeks and they claim they never received our receipt (go figure). Furthermore, they ONLY way to communicate with this sorry company is by email, to which they won't respond.

Moral to the story: If you enjoy paying to be screwed over by shady incompetant techs, lied to, ignored and loads of greif then sign up with Total Protect.

We are extremely satisfied with TotalProtect Home Warranty. We've had them since we bought the house and have never had a problem when submitting a claim. It's not difficult at all. We make the call, tell them what the problem is, they get us in contact with a local provider, and everything goes well. The claims representatives were courteous and the technicians that came were absolutely great people. They come in and usually know exactly what they're looking for and how to go back and research the parts they need and come up with the right ones. I have an advantage though when they do an electrical or electronic problem because I'm an electrical engineer. I'm not really the expert, but I understand what they're looking at. The only holdup is getting the parts from TotalProtect to the technician that's doing it. That sometimes seems to get slowed down.

I have no complaints with HMS Home Warranty. They’ve been real good. I got it due to the corporation that owned our house that was going to pay half of the warranty for the first year and I would pay the other half. I have checked around and they are cheaper, so I kept renewing it. I only had one or two claims, and they've been good. Their claims representatives are all helpful and try to solve the problem, though sometimes the process is a little slow. The technicians that came to service the garbage disposal and electrical smoke alarm were good and did their work properly.

I've had HMS since 1996 and I've been renewing it every year. We have used it a bunch with the heating and air conditioning system. Before, we had local people taking care of us. Now when I call them, they'll say, "We're going to send Joe Blow out there from Tyler." I tell them I want somebody local. I do not want some Jack Lake from out of town and that's the way it's going to be. If they keep this up, I'm going to cancel out. One of the best plumbers that I had quit doing business with HMS because they weren't timely on paying the claims.

I also had a call one time on my Viking stove. Five days later, Sears called and said, "We don't work on those." So I had to call back because they did not know at HMS who sold these Viking stoves. We were out the oven for seven days instead of one day. Sears is not a responsive service. I want HMS to give me a list of people that says who takes care of what. Like my air conditioning people who have been taking care of the air conditioning and heating systems in this house for 19 years. If they're with HMS, that's the people I want. I don't want them sending somebody else. The rest of my experience has been good. Overall, HMS is excellent.

One person from the party I had been to mentioned about TotalProtect Home Warranty when everybody started talking about their problems with their HVAC's. I also have had some issues in the past with HVAC systems. I went online, looked it up and saw that they charge a reasonable 75 bucks a month. It is a good deal especially if you had some serious appliance use. Their vendors were very professional, informative, can be questioned and tell you what's going on. They may give you some hints. "If you want to do it yourself, it's just this little micro switch here. Check that." I'm an engineer so I like that stuff. It makes sense that some people would be probably touched. I am having a very good experience with TotalProtect. It's just great.

They rate the problem and try to take care of it almost as soon as they can even in times of high traffic times like winter, after a heavy rain or even a hurricane. We haven't experienced any of those here but we have some tough storms. Anytime I've had a problem they hook me up with a couple of vendors. If I have a problem, I tell them, "Can I go back to so and so," because they're right down the road. Very good, quick, efficient, and professional. TotalProtect is one of the firms that truly care about the consumer and their clients in terms of getting things done and making sure that if they have any issues they get them resolved as quickly as possible. They really jump right on air conditioning and other HVAC systems.

North metro air. they pin pointed that the compressor was failing. waiting 2 weeks until TP decided to replace the condensing unit which included the compressor with a lower quality ac unit i used to have a Lennox. month after month we had issue. water started building up in the unit in the attic causing damage to the ceiling. Tp sent NMA out again and they found that they installed the unit incorrectly. the following month similar issue water was building up in the pan in the attic and along with freezing of the lines. was told this time it was the capacitor. i needed to for over yet another 60 bucks. the capacitor sits on the condensing unit that was replaced by NMA. TP stated it was a different issue then prior even though the capacitor was originally replaced with the condensing unit i still needed to pay. when i argued i was told they would send this back to mgmt for a decision in 48 hours. enough is enough. time to fire the village idiots and hire a better home warranty company. FYI i also found out they left a live wire dangling in the uinit in the attic.

They tell you a $75 deductible is all you have to pay when you purchase the warranty so I was floored when I heard this. They only pay for a new unit and that is all they pay for. No installation, no crane to put the unit on my roof, no permits, nothing to move and hook up the electricity and gas, no ductwork replacement( my ductwork is 45 years old and will cost $4,500 to replace). They are only paying $2,600 for the unit. I feel like I've been had. It's been 5 weeks since my unit stopped and still nothing done. My problem with TotalProtect is with the technician that they sent. He was strictly in it for the money and was after any additional fee he could charge above what I will pay. He came in to fix the faucet and a leak in the bath tub and he wanted to tear out the whole wall and redo all of the piping. He wants to run up a $500 bill for me (and also about that much for TotalProtect) and I told him I wasn't interested. I gave him the $75 and he left. I told this to the agent there and she agreed that I could go ahead and have someone local and fix it which I did and they paid him and it cost $90.

I'm also not real pleased with their work. I had one tech come in to fix my air conditioner. The air conditioner was leaking and he replaced the coil above the heater with a smaller coil which didn't match up well with the heater that was mounted directly below it. He didn't turn the heater on to see if it would work even if they're all one unit. I called and the man that came in was mortified by the fact that the guy didn't even look at the heater when he installed the air conditioning. So he installed a smaller heater unit than what was in there before at same BTU but it turns out its smaller and he had to jury-rig the attachment to the air conditioner. So I've got a hodge podge in the AC and now I'm not sure how lucky I'm going to be with all that mess.

HMS Home Warranty has been very good. Their claim process is very easy and their representatives are very good. I've had a few claims and they've all been wonderful. I just call, tell them the problem and they'll send the appropriate person out. The technicians they sent were very businesslike and the quality of their work were very good. I appreciate that they know what needs to be done and if they will replace something, they don't lie about it. If it needs to be replaced, they'll replace it for the same quality that you have. I like that. Overall, it was excellent.

I filed a claim because my air condition unit was not working properly. I had my unit serviced by one of their companies not even 6 months ago. Another company came out and stated that my drain pipe(on the unit) was clogged and that my fan motor and control board needed to be replaced due to water from the drain pipe leaking. I was told that my ac nor my heat would work. Total Protect denied the claim because the pipe was supposedly clogged and that's not covered. The drain pipe is on the unit inside of the house and it was nothing that I did or could have done to prevent this. If my unit was serviced not 6 months ago, this should have been detected/noted at that time and should have been covered. I cancelled my plan and had another repair man come to my home. My unit is now working and my fan motor nor my control board had to be replaced.

I also reported a problem with my washing machine. On the first visit the tech said it needed to be replaced, and I would hear from Total Protect. But I never heard from them. The tech guy came a second time and this time he said a $6 part was needed to fix it, and this was on order. The tech guy came a third time, but without the part, which he now said was not needed since the washer was, indeed, broken (his first diagnosis), and it needed to be replaced. He again said that Total Protect would be in touch with me. Someone did call and left a message, but when I called Total Protect back the customer service person could not makes sense of the report she was reading in my file and said I should call back later. I did call back today and was told that the problem with my washer was not covered.

Based on my experience with this claim, I found Total Protect to be unprofessional, unreliable, disorganized, and untrustworthy and plan to cancel my policy.

About two weeks later someone came to fix it and replaced the evaporator but did a shoddy job at it. so it failed again and had to wait another week to get it fixed. Similar story for microwave. On the positive side they do give you six months warranty for their fix which is better than American Home Shield that I had before

Then they said they would come but it had to be at night bet. 5 and 8. I expressed my concern about it being dark , no problem they said. At 8:40 they called to say they Couldn't make it. Next day I called Customer (not) service, and asked for another company as I had a bad feeling already . I was told " Not Possible" ,there was no other venders. (come to find out any plumber they had could have taken care of it ) so , they lied to me . The workers they sent when they finally came seemed fine until they wanted me to sign the work order , which said at the end I was responsible for an Accesss fee. (a board with 6 screws)No amount was stated. I told the man I couldnt sign it cause I didn't know what that meant. I Gave him 85.00 ded. They said they needed to order a part, and return . No one contacted me for an appt. NEVER heard from them or Total protect . I called TP after about 10 days, giving them plenty of time to get back to me . 10 calls later and many unhelpful and rude people later the hot tub is still not repaired. No transfer of the ded. to another co. will be made , even one in the network . And I will only be given a small amount value , not my contracted amount, if I choose another one, and I have to pay another ded. of 85.00 . NOT GOOD ! Two years later, a/c went out.Been over two weeks in hot weather and they still can't resolve problem. Would not let me speak to a supervisor. Pure incompetence! But they will still take your money!

Updated on 09/29/2015: At the beginning of this month I placed a warranty claim on one of my rentals. I gave the correct address. They sent the first technician to the wrong address. I led the technician to the correct address. Total Protect would not accept his diagnosis for the range and microwave being defective because the computer would not allow them to change over the phone (would the computer reach out and physically attack the service tech?) Had to reschedule another service call. A week later a service call but he would not check the microwave because it wasn't on his work order. Another week later a technician concluded the microwave was defective. So, defective stove/oven and microwave. Opted out of electric range because it was a very inferior product they offered. New gas stove/oven purchased by me and installed by contractor. Still nothing on the microwave. Received a call from delivery service that they will deliver a new electric stove/oven to my home address. What? still no microwave.

I got HMS Home Warranty when I bought the house and then I renewed it. The first couple of times I dealt with them wasn't good but when they did things right for me, I realized it was okay to deal with them. The first time was when my water heater went out. It was on a Saturday and I couldn't find my paperwork so I called a plumber and they came and fixed it. But it wasn't an authorized plumber through them so they didn't pay me for that. I was a little pissed about that because I was stuck between a rock and hard spot there.

Another time was when I had them come out and look at my refrigerator with the ice water and it was leaking. It was 95 degrees out and it was his last job for the day and didn't want to fool with it. He said, "They've got to cover the door. That's not covered under your policy." I also had him come look at my dishwasher to make sure it was okay. They covered both of those under one $100 fee but he wouldn't take it. I called HMS and I said, "That's not right." So they sent another guy out there and he spent a half hour to have that valve out of there, pulled something out and slid out the refrigerator, replaced something in the back and had it working just perfect. Lately, they've done a real good job for me and have always been very helpful.

Let me start by saying I've been a loyal customer for 2 1/2 years and this was my first and only claim and this has been pure hell to get my reimbursement back on the water heater I had installed outside of your recommended plumber and its not even the full amount. Let me start from the beginning.

On 7/23/15 I placed a call to Total Protect Home Services to open a claim which was 902XXXXX. On 7/24/15 your Plumbing company you contracted XXX of Texas, came out to my home and give me a $75 deductible quote. On 7/27/15 you company gave me a call and said my Water Heater was NOT covered and I would have to pay $845.00 out of pocket. I could not believe what I was hearing, I was livid, to say the least! I had paid into this program now for almost 2 years and this was not covered, which I thought would be covered, according to your contract booklet. Instead of paying that amount, I went ahead and started getting quotes from our local plumbers. I found a licensed plumber to do the same quality job as the one you sent out, which was $145 cheaper. I called the customer service line and told me to send all receipts to the email address they gave me and it would take 4-6 weeks to review and approve the reimbursement.

So 8 weeks later I called your claims customer service rep and I was told my claim was denied because I used an unauthorized contractor and would not get my reimbursement, well I escalated my claim to the manager on duty and he told me to resend the receipt and that he would walk through account to get the process started. Well I did receive an email back from him the next day and guess what, the email said I would have to wait another 6-8 weeks for approval. At this point, I was angry and decided to give the claims customer service a call and finally I was told I would only get $492.00 back because this was based off their whole sale price of the water heater and I would not get my full refund of $702.

I was thinking who their decides what the customers should get back, right. I put in 2 1/2 years of monthly dues and you would think that it would be over $702 by now. I mean why do we invest into this program if we can't use our own money we put in. This was my FIRST claim, come on. Do you think I am going to file another claim if something happens again with your company, PROBABLY NOT!

I hope you hear this Sandi Finn

We have had Total Protect for 5 years and last week submitted our first claim when our dish washer broke. After almost three weeks and several phone calls, the original problem was corrected and we paid the $75.00 deductible. At that our repair man advised us of a second problem. We had an actual hole in our dishwasher. He felt that this was due to a spoon falling out of the silverware basket and transferring heat to the bottom of the dishwasher. He noted that due to the age of the dishwasher (over 10 years) the structural integrity was probably compromised. Total Protect has now advised us that they will not pay for a replacement as the problem is not a "mechanical failure". They will also charge us for the balance of the service call if we drop them. Really? By my estimate, I have spent over $2,500.00 in appliance insurance and am unable to get a white standard Whirlpool dishwasher replaced!! !

The technicians who came were pleasant and they did a good job so far. The only thing was they replaced the circuit board and I wonder if that's practical because the whole system is an old one. They may have to replace the whole system soon - maybe they should have done that in the first place. So whether what they did was the economical choice or not was the only question I had.

Kept being told to call back. Finally spoke to a sup.who promised a call back by 5 and has not. Asked for his sup's contact info and was told he would not give that to me but would forward my message to her. Really? I've been told other stuff that has not been true so why would I believe that?

Unfortunately, he was not very knowledgeable about the problem which led to some issues. When the contractor did not submit his report quickly, I kept calling HMS but never heard back from them. I had to keep pushing the issues to know how they were going to be resolved. Once HMS realized the issues were a problem, they got somebody else out for the second time. The second contractor was very thorough and knowledgeable - the problem was fixed. That all went through easily, I got a report right away and it was paid. Overall, it was a smooth and easy process.

We have HMS for our house and for the duplex that we bought as well. In the past we had bad experience with them. I felt really pissed about some of the contractors that they used because sometimes they screw up. The one that was really, really bad was when I had a hot water heater replaced. It was in the winter time and I was out of hot water for over a week. The guy that came out tried to sell me up on some other stuff. They did put a hot water heater in but they put in just the lowest line. They didn't match what was in there instead they put in something a little smaller, not as good in quality.

There was another one where I had a stove and a washer replaced. They ended up replacing with the stove because it was a 1960 model and they couldn’t get parts for it anymore. But that was General Electric’s fault for the person not being trained. Finally, the way that I got that worked out was moving it all the way up the ladder with General Electric service. The guy from GE was very good. He figured out what was going on but it took weeks. For the washing machine which was also GE, they came out and said, they’d pay a flat rate-- it was $60, even if we replaced $600 worth of parts. They made 2 or 3 trips and left the parts on the front porch but I didn't know how many. They never did come and pick up the part. But then they finally did come and they replaced the washing machine. Now, the company that came and replaced the washing machine, they took certain things out of the box and put it in their pockets. Their pockets should have gone with the washing machine.

If I hadn’t had couple of the other contractors that had been okay, I would have seized business with HMS based on that hot water heater experience. General Electric did make it right. I even had to go in with the hot water heater a few days afterwards and tried to cut the something so it started leaking. The contractor did a shoddy job. I didn’t want the guy back in my place so, I finished that one up myself. Had I known it was gonna take that long, I would have just done it myself. I would have gone out and bought a hot water heater for $300. I paid a $100. I would have done it and I wouldn’t to wait for a couple of weeks.

As far the 800 number, I got through and I was able to use the claim numbers. I think HMS has improved over the last couple of years. So, my recommendation would be for them is to check that out a little bit more of the contractors they are using. It is the coordination between HMS and the person who's doing the work that was lacking and they also have to do a little more research on these people. We were planning on not to renew the home warranty of the duplex because of the cost but since they had a special and worked the price down it became a reason for us to go with them for another year.

After finding out the warranty service did not cover certain aspects, I asked for a supervisor from a CSR named Casey. She was rude, snidely, and when I asked for a supervisor she kept telling me one was not available how could she help. When I asked for a supervisor a third time, and she refused, I hung up. I then called back and asked again for a supervisor from a person named Katy. After a few minutes, a supervisor came on and mispronounced my name. I corrected him, and told him what had occurred and that it was either a training issue or the CSR Casey should not be on the phone with customers. After that, and thinking he said his name was Warren, he did not apologize or sympathize, all he could say was his name was Juan not Warren. I said understood and told him since he felt no obligation to apologize or help me good bye. This is the second or third time in the last year we have had issues with people at your call centers. Is there a morale issue, poor training, or just people who are not paid well and do not want to be at your call centers? This is no way to treat a long term customer and we are planning to shop around for other warranty services if this is indicative of your firm at this point.

I was purchasing a condo that my real estate agent was showing to me and we decided that having coverage on what I was purchasing would be a good way for me to go, so I got HMS home warranty. I recently submitted two claims with them. One was about a gas line and it was denied because of the original set-up in the basement, but I've taken care of that. I also called them about my air conditioning that went out. I called them on a Saturday afternoon and they did their best -- there was a tech out by 9:15 p.m. It was one of those hot days and I did appreciate it. They called me and let me know what I needed to get information-wise.

The claims submission was very easy. I called them and explained what my situation was, then they gave me a claim number and a phone number to set up an appointment with the vendor. But then the person whom HMS had recommended asked me to have HMS call them with an authorization number, which I did. It was all cleared up within an hour but the tech couldn't get there until about 9 o'clock at night. Once he was there, he had my a/c up and running.

The technician who came to service our appliance was very friendly. Even though it was 9 o'clock at night and he was tired, he was willing to show me what I should look for. In the air conditioning system and the furnace there is a black insulated piece of tubing -- he said to feel it. If it's warm, that's good. But if it's cold, we have a problem. We went out to the air conditioning unit itself and there was an elbow-thin, small tubing that he asked me to touch. I said it's cold. He said that's good. He said "if it was not sweaty and cold, we would have a problem." So that's two things I know to look for in the future if I have any of these kinds of problems, and I did appreciate that. He got the work done, signed, and was on his way within an hour. So overall I would definitely recommend HMS. They were very friendly, helpful, and acted in a very speedy manner to take care of me.

We've been with HMS since 2006 and we've been with them for quite a while. I have expectations since I pay for a home warranty. I expect them to be there when I need them. Representatives of HMS have been always very good. Everyone I talked to on the phone have been really nice. However it seems like that when I want updates, I'm the one that always initiates the call. They don't automatically give me updates on my claim. I'll wait 24 hours and I'll find out what the status of my claim is. I understand I'm not the only customer and I don't mind calling, it's just sometimes there's a wait time to get a hold of a representative. They put a voicemail out on the phone that services may be delayed because of the things going on throughout the country, which I understand.

Also, their rates were a little high. In 2006 we were paying $15.95 a year, then it went up. The rates were pretty significant increase as far as percentages go. Their rates went up higher than probably they really needed to but I can't control that. One thing I have learned: if I'm filing a claim or following up on a claim, they always ask me if I'm willing to take a survey. I have found if I say no, I wait much longer. If I say yes, I get a hold of somebody pretty quickly.

They been good about honoring the contractual agreement. They replaced a refrigerator and a clothes washer this year. I got what I expected. The research department did do a very good job in getting us a replacement that was very comparable with what we had. Just to give an example we had a commercial grade washer and that's what they replaced it with. I was thrilled because when it comes to washing towels, sheets, things like that, you would want a deeper tub.

Other companies don't cover ceiling fans but HMS does so we stick with them. We've got four ceiling fans just in the upper level. So when our air conditioner went out, early in the summer when it was like 95 degrees out, we needed to use the ceiling fans at least to circulate the air until they could replace the part the next day. They cover other things as well but just my history with them, I've been happy with the service. They have repair to replace, when it's repairable but they determine it's too old, which they did with our refrigerator and dryer, both 18 years old.

Overall, I've been very happy with them. HMS Home Warranty did everything they said they were going to do and they've fulfilled their obligation. They have been contractually compliant, and they have not given me a reason to look elsewhere.

He came and unplugged the discharge lines so it would run clear, and then he told me the coils needed a good cleaning. A realtor friend told me about HMS Home Warranty and I've also heard good things about them. So far, my experience with them had been very positive. It's very easy to submit claims to them - any dummy can do it because it's straight to the point. Their people are very professional, they showed me that they wanted to help. They didn't sound like they were tired of me. I also didn't have to wait long for a response from them. When the first technician who came to our house called to say they were busy and that it was going to take longer before they could come, I said, "Nevermind." I called HMS right away and they gave me another person from another company. Those people came out the next day and troubleshoot it. I'm very pleased with HMS, it's a company you can count on.

The first time I made a claim with HMS, their claims representative was very informative. Then I found out that I could do it online, and the process has been easy and works well. I wasn't home when HMS sent out a technician for our recent claim, however, my fiance told me that the technician was a little bit hard to understand because he didn't speak very good English. But he did the job correctly and fixed the problem. I recommend HMS to other people who I know are looking to purchase a house for the first time because it's really helpful.

My refrigerator stopped working 9 days ago. HMS sent out a local repair company and all the guy did was open the doors and write down the serial number. After five days of trying to get an answer they claimed the parts were ordered. Over the holiday weekend, nothing was done, obviously, but it still left us with no fridge. Now they are saying the parts are on backorder until 9/18 -- and there is still no guarantee that the right parts are ordered because there was no diagnosis done on the first trip. They are offering us the parts and labor cost of $312 towards a new fridge. The one we have cost over $3000 and is only 2 years old! At what point does the company realize that a family cannot live without fresh food -- not to mention everything that was thrown out because it spoiled? Ridiculous company that has no compassion or understanding for the people who paid them to look after their products.

I submitted a claim on August 3, 2015, for a faulty refrigerator at my only rental house; the refrigerator was haphazardly cooling, freezing, defrosting, etc. $85.00 later, the serviceman said that two parts need to be ordered. August 13, one of two parts arrived at my tenant's house (that's 10 days). Nothing else occurred, so I called Totalprotect on August 30. The agent apologized and said that someone dropped the ball somewhere, and there has been a problem locating the second part, but she pushed it through to "Authorization," who would call me within 24-48 hours. Again, nothing. I called again on September 7 to be told that someone dropped the ball again, but don't worry, "Authorization" just authorized ordering the second part. And my personal favorite: "We will call you with the details later." No other options were explored such as going with another service provider (unless we started the whole claim from the start with the $85 service fee again). No consideration was given to my tenants who have lived with a malfunctioning refrigerator for over 30 days; their electric bill has doubled (I have the proof); they have borrowed a small freezer; they have to go to the store on a day they wish to eat fresh food since they cannot trust their refrigerator. It seems absolutely incredible that a family of 5 could tolerate this living situation with the grace and patience they have, but they have. Totalprotect's last suggestion on September 7 before I hung up on them? To call me the next day and discuss the details of the claim. Next move: Better Business Bureau and anyone else who will listen. The bottom line is that my tenants deserve a working refrigerator and compensation for their inconvenience and doubled electric bill. I regret the day we received the advertisement for TotalProtect.

Updated on 09/22/2015: On 9/9/15 I submitted a complaint against Total Protect because of their lack of service. In short, Total Protect forgot to order parts, forgot to notify me of progress or lack thereof twice, leaving my tenant and her family of 6 without a functioning fridge for over 30 days. Their electric bill doubled, and they lost a lot of money on wasted food, not to mention the utter inconvenience of the situation.

Since then, we opened our line of pre-approved credit (we have stellar credit) and purchased a new fridge for the tenant.

Since then as well: Sears contacted me to inquire how the service was (I didn't return the call since there was no service because parts were never ordered); Sears called requesting the return of parts that may/not have been sent...yet failed to keep me or our more than patient tenants informed. Likewise, today (9/21/14), Total Protect called to inquire about my satisfaction of the fridge repair. Seriously?

Just to see what would happen, I returned that call. One rep worked with me, enduring my story. He connected me to his superiors twice, even following up twice by calling me back twice. All to no avail. As of now, Total Protect cancelled my contract as requested, but still charged me the $71.00 cancellation fee.

Total Protect also told Consumer Affairs had resolved this issue with me, which is why I am posting this. Not only is this matter not resolved, but Total Protect has failed to live up to their word by bold-faced lying to Consumer Affairs.

HMS Home Warranty was provided to us when we bought our house. When we submitted a claim, they told me it wasn't covered because it was on the deck instead of in the house. Although when you plug something into the deck, it blew out all the sockets in the kitchen. They finally sent somebody out, but the electrician didn't seem to know how to fix it and disabled one thing and said that fixed it. A couple of days later, it was doing the same thing again. We finally hired an electrician and paid him ourselves to fix it. The rep left messages but never called me back. I decided not to renew because it seemed like whatever broke, HMS wouldn't fix. If they did fix it, they sent people that weren't competent. I'm very unhappy. They only want the money and don't want to fix anything.

I've had three claims with TotalProtect and the most recent one went extremely well. But there were lots of hiccups to the ones prior to it. Some of the technicians they sent out were bad ones. The first claim I made was a disaster with the air conditioning. I was without air conditioning for weeks because of technicians not responding and me having to call and follow-up with them. Looking at the account history, I had some significant issues with the claim. The second was a water heater which somewhat went well, but it could have gone better. That one took a little while. The last claim I made was with the dryer and that went spectacularly well. Overall, I didn't have any problems after the work's been performed, but there are some issues with accountability between TotalProtect and their selected technicians. However, basing on my recent experience with them, it was excellent.

Today is 9/8 I had time to write this because the SEARS technician that was supposed to be here from 8-12 is not coming. Another excuse of customer service scheduled, but somehow it did not get on the schedule. SEARS came out last week and misdiagnosed and installed a computer chip for 20 minutes. I was told to give it 24 hours. The 24 hours expired and now the game and phone tree waste of time continues. I had a time last week to have them come out and look at it again, but the technician said he needed to be paid in advance before coming to the house. i.e. He did not show. The notes say I cancelled. The service is flawed because they rely on service providers (SEARS). Sears is the one supposedly working on my Fridge. Did I mention that it went out on July 2? SEARS internal communication systems don't work and the technicians are not prepared when they arrive which means everything is a 2 visit fix. Good luck, because you have to be there for their comfortable 4 hour window each time. For the amount of the service you would be better off to save it for 3 years and replace it yourself through a big box that will deliver and haul away. Did I mention there is still a $75 deductible? PS if you are thinking why didn't I replace and move on, because I already paid into this mess over the past 5 years and I am owed this. Don't bother asking for a Supervisors number, because even when you do have it. They don't answer or return messages, i.e. They don't care, because they have too many other messes. After you hang up, that is it. Then you will have notes read back to you by the next operator when you call to f/u, which may or may not contain your last phone call. Don't forget none of your lost value of food is considered. It is in the contract. Read it! Now you have been informed and warned how it works.

I have had them out five times since. One time they charged me 75 dollars. Said it was my thermostat and they wouldn't fix it. I have been through five thermostats since then. The same problem. I have to keep my blower on manual override so my compressor don't freeze up.

My electric bill has gone up a hundred dollars every month. The last time they came out they charged 75 dollars and didn't even do anything. I requested a new company to be sent out. Overall, HMS Home Warranty is a good company. Some of the contractors are slow to call you back. Plumbers don't have weekend hours, which is stupid. I needed a plumber twice and could not get any service. That's one thing that really needs to change about the company because things happen 24/7. Plumbers usually make a lot of extra money on the weekends. And it makes you not want to renew. But I renewed for the fourth time this year since HMS does what it says it's going to do. But little things matter a lot to a consumer who's paying for the service. They don't want to have to wait extended period of time to be serviced.

I only sold one house in the six months I was realtor and I don't think the buyer or the seller were interested in a home warranty, but I had full support from them as a vendor. On the other hand, my interaction with their technician went well. The only drawback was the length of time it took to get the part. I'd file the claim online and I had an email back within minutes with the claim number and the vendor's number to call, and had an appointment scheduled for that Friday but it took a week and a half for the part to come in. Our air conditioning upstairs went out so I followed the procedure outlined in my home warranty. I called it in and had a guy come out and look at it. He said that he had to order a part and it would take three to five days and that he would call me back after. Having no air conditioner in the summertime is a problem, and it's especially stressful with a 20-month-old baby sleeping on a mattress on the floor downstairs because that's where the only working AC is.

With no call on the third day, I called the contractor several times from Wednesday to Friday, but there was no return call until Monday morning. He told me he was waiting to hear back from HMS Home Warranty to go ahead, come out and do the work. I told him he should have told me that five days ago. I called HMS and the lady I spoke with told me, "We’re waiting to get confirmation from you regarding some charges on there that weren’t covered under your warranty.”

I said, “What do you mean you’re waiting for confirmation from me? How was I supposed to give you my confirmation? I didn’t even know I was supposed to call you.” I told her I didn't receive any phone call or email regarding that matter. Then she proceeded to tell me, "If it was me, I would’ve been a little more proactive and called them to find out what’s going on." And then I told her, “I’m a little confused. Are you telling me that I should have called you to make sure you’re doing a good job?” She said, "The ball was dropped and we’re sorry...we’re understaffed and everybody’s trying the best his best. In the future, it would help to call in and follow up.”

So I went two weeks without air conditioning because someone didn’t even bother to give me a phone call to let me know that I needed to confirm some charges and we’re okay to go ahead and move forward. I asked to speak with her supervisor but none was available. The AC's fixed now and everything's okay, but that was the worst customer service experience I have ever experienced.

So the sales rep did research, called somebody else, and placed me on hold. She didn't know the answer but she found it and that was a key importance for me. We like TotalProtect a lot because they’re good. But the last experience we’ve had has been pretty bad. It was our pool and they hired one company to do it and had to wait five weeks but they never fixed it. Then they called me up and asked about it and I said, “The guy never came.” So then she did a three-way call and the guy goes, “Well, they just have a filter and they can just wait.” And I said, “Really? It’s not a filter. It’s the infiltration cleaning system.” He thought that’s what it was and it wasn’t. Our pool wasn’t being able to self-clean itself like it’s supposed to.

It was fail pool service. Just because we live in the county doesn’t mean somebody can’t drive. I go from my house to where I work at 22 miles one way every day and it wouldn’t have killed the pool service to drive here. We have extended warranty on our pool so it covers all the moving parts. And they don't need to have a 60-day window where they pay third-party check. They should just pay directly and not have to make the companies wait, otherwise we could have gotten other pool companies around us to come out and fix our pool immediately which can go that day. They need to come up to the times as it doesn’t take a rocket scientist to pay somebody something nowadays and we have so much technology.

Then they had to go hire some man. He came over and we already told him everything ahead of time so he knew what he needed. He goes, “Well, I still have to come look at it.” I go, “I understand that, but can you bring the new part so that we don’t have to wait any longer?” So then the guy said, “Well, I think I can take this home and fix it.” “Really? Oh my dear God. Just get it fixed.” Then I said, “We gave you the part. We told you where it was at. We should have just gone out and did it ourselves and sent the company a bill.”

Then my microwave, dishwasher, refrigerator, and dryer all went out at the same time. The microwave caught on fire and so when the guy goes, “Do I have to turn it on?” I said, “You’re not turning that thing on. I’m telling you it -- look, open it up and see the black smoke. You’re not catching my house on fire.” So they took that out and we got a new one because it wasn’t a fixable thing. They got the dishwasher fixed but not the refrigerator. The freezer part goes into defrost mode and come back on and then go into defrost mode again. It’s not supposed to keep going like that. Then it took them almost two months to fix our dryer. They were all very frustrating things to do. But I have to say the technicians were very nice, were very respectable and did their job like they were supposed to. I’d recommend it to a friend even though we had this horrible experience because we’ve had them all these years.

This was our 3rd call on the same claim for an AC unit that was not working. We set the appointment with the vendor they selected for us, they came promptly and identified the problem. When they called in the repair cost to HMS they were told their parts were too expensive and they would not be able to do the repair. HMS requested 24-48 hours to "research" where to find less expensive parts. In the meantime, it's approaching 90 degrees, I had to take the morning off work and the service technician will have to make a 2nd call once the cheaper parts are delivered -- what is the cost of that? Why did HMS connect us with a repair company in which they were not willing to pay? Customer service just told us "There was nothing we could do." So a repair that could have been done in an hour will now not be done for up to 48 hours. Very disappointed.

Submitting a claim for HMS warranty was easy because it is generic. You go in there, you fill it out and a day later, they contact you. The one thing I don't like is I’m challenging a claim right now and I’ve had multiple people call me for that same issue because there’s no communication within HMS so I’ve had to talk to multiple people about the same claim even though it's on my file and on my notes. They just have to read it.

And a couple of months ago we put in a claim because we had a leak in our attic out of the air conditioning unit. My wife told the tech what the problem was and he wouldn’t listen to her. So he then went back to the unit but the issue is in the attic, not outside. He goes up there and then he blamed it on us and then we were like, “We just bought this house.” He diagnosed it without actually looking at it and figuring out what was wrong with it. He also left a mess in my attic of stuff he cut off. Then the problem that he had to fix started leaking again because the parts he used were "cheap" according to the other HVAC guy they sent out. That first company was a joke and very unprofessional.

The second HVAC contractor was the one who fixed the first one's issue. They were awesome - GPS HVAC. They showed up early, listened, analyzed and then diagnosed and fixed the problem. They were very professional, outstanding people. So I highly recommend those people. Overall, the process was easy. HMS is not bad.

I live in Texas where the average temperature is over 95 degrees. My service request was initiated back in July 2015. I paid one company $65.00 to perform an inspection on my AC unit. The guy came and didn't do anything. I called the CS office at Total Protect and had another company come out which was the same company that RED TAGED my Furnace a few years back. I have a RUUD that was installed back in 1977 or so, and Total Protect is replacing only the Coil in the Air Conditioning Unit and is Replacing my Furnace Now. So, I have to pay another deductible of $335.00. With saving energy, and being environmentally friendly, I would think that after 3 or 4 years at $49.95 a month, you would have replaced the entire unit with equivalent. I am getting a Goodman with a 10 year warranty and not a RUUD that lasted almost 38 years. Because my coil and furnace is being replaced with a energy rating below what is recommended, here continues my high energy bills. Today, is August 30, 2015 and no work has been performed at my home. I could have purchased a new unit inside and out for the amout of money I have spent.

My real estate agent referred HMS to me and said this would probably be best for me, so I just agreed with her since I’ve never had one before. When I submitted my first claim for my air conditioner, they sent a guy out who was very slow in fixing it. It wasn't that big of a deal, but it just went slower than I expected for an air conditioner going out in the middle of summer.

Then I filed my second claim because AC went out again. I live in Arkansas and it was 102 that day so I had to have an air conditioner. They said "We'll process it. You'll get a call some time from somebody." And it was six days from the time I submitted the claim before someone called me. I ended up fixing it myself, so I'm not happy about that at all. It was unacceptable. I’m a very easy guy to get along with, but HMS has slow customer service. One other thing is when I call for a claim, I would like to talk to somebody that I can actually understand and speaks English.

I don't like that you never get to talk to a live person with TotalProtect's recorded version of submitting a claim and a lot of times, you don't get a confirmation number or a case number to follow up. Also in many cases, they don't give the contractor's phone number so you can stay in touch with them. In addition, most of the contractors they sent have been Sears and they've been good but the others are not thorough enough. For instance, the plumbers were good but the air conditioning people leave a lot to be desired.

The service man told me I would be his first customer that morning and it would be between 7:30 and 8:00 a.m. when he got there. By about 9:30 a.m., he still had not arrived. I finally called TotalProtect and they got in touch with him. He called me back immediately and asked me if I had the part. I said, "Yeah, I made a special trip to go get the part, so it would be here when you come this morning." He said, "Well, I'll come right now then." So my question is, if he could leave and come right then, what was he doing between 7:30 a.m. and 9:30 a.m. that he was not there on time?

They're pretty good, and the only problem we had with them was when we had a water-heater go out, and the person they had us call didn't even install water heaters. When we finally got the right person, I had given him wrong information about the type of water heater we had, so he had to go get a different one, and everything was taken care of really well. I wasn't able to be there for the install, but when we finally got a hold of each other, he was really decent about everything, and didn’t complain at all.

Other than the issue with the wrong information they gave me, I am happy with HMS, and getting their services definitely paid for itself. In fact, the buyer of the house wanted a home warranty and we already had it in place. So that was great.

I have been without hot water for 49 days and counting due to poor service and incompetent service partners. On 5 July I contacted HMS Home Warranty regarding my water heater, which was making a terrible noise. As of 22 August, they have yet to provide the part that will resolve the issue. On 6 July they sent a technician who was not qualified to work on the water heater, but told me that he believed it was emitting carbon monoxide. I called the gas company who came promptly, confirmed it was carbon monoxide, and turned off the gas to the water heater. This took a full day, during which I was unable to go to work.

HMS was unable to send another technician to look at the water heater for two to three days. Finally, they assigned the repair to Stellar HVAC. Stellar HVAC agreed to come in the early afternoon, but did not arrive until later in the evening, causing my significant other to give up a day of work while waiting. Stellar HVAC dismantled the water heater's motor, confirmed that was the problem and contacted HMS to order a replacement part. I called Stellar HVAC approximately one week later, and they claimed they had only just received the part, although HMS said it had been available for days.

Per communication with Stellar HVAC, I left work early to meet them at my home on a Monday evening, but when I called after waiting for them to arrive they said they'd need to postpone till the same time the next day. Again, I left work early, waited, and called only to be told they had never agreed to come that day, but would come Thursday between 8 and 10am. I took off work again to wait for them to arrive. When I called at 10:00 they said they were picking up the part and would be there in an hour. They did not respond to my phone calls at 11:00 or any additional phone calls until 3:30 in the afternoon. During this time I spoke with HMS who advised if I did not hear from Stellar by 4:00 they would see what they could do.

At 3:30 Stellar said they'd come by that evening, however they never arrived and did not answer any of my phone calls or any phone calls from HMS. At this point I had been without hot water for 3 weeks. HMS agreed to reassign the problem to a new service provider, Rose Plumbing, but they would need to start from the beginning. A technician came and said that I needed a new water heater. (My significant other took time off from work for this visit.) A second technician came to measure for a new water heater. (I took time off from work for this.) After a week, I called for an update and they said that they actually needed to order a part.

After another few days I called HMS who first attempted to schedule Stellar HVAC to complete the repair. When I reminded them of the past problems with Stellar HVAC, HMS looked at the records again and said that they had only received the order from Rose Plumbing the day before. On Monday, 17 August HMS said that the part had been ordered, but when I spoke with Rose Plumbing on Thursday the 20th they were unaware of anything being ordered. When I spoke with HMS on Saturday the 22nd they first believed that Stellar HVAC was responsible so I had to explain again the past interaction.

HMS then said that the part should have been delivered, and left a message for Rose Plumbing to contact me. I have not had hot water for 49 days. Each time I talk with HMS they try to redirect me to Stellar HVAC, despite their track record of unreliability, and I have to explain the whole saga again. They also make claims that appear intended to placate rather than solve the problem. This company fails at case management and they select incompetent partners. A home warranty is a great idea, but not with HMS.
