    I decided to get a home warranty because I had an old home at the time and TotalProtect has been really good. It's just some of the vendors that aren't. I submit claims over the phone and getting somebody on the phone is fast. Their claims reps have been really helpful every time. The technicians have been really good up until this last time. I had two claims, one for my air-conditioner and another for my refrigerator. My refrigerator keeps going out on me and this last time it took the technicians almost three weeks to get the parts in my refrigerator. I was unhappy about that. It is fixed for now but I’ve already had it repaired six times. They also worked on my air conditioner but it has a leak somewhere in it, so they're going to have to come back out again next year.

    I changed warranty companies a year ago and have regretted it ever since. I have used Total Protect three times, each experience worse than the last. Their inability to schedule a service call any sooner than a week after a call is frustrating enough but when I called August 23 about our broken dishwasher, the earliest I could get an appointment was Sept. 2. The technician came and informed me he would have to order parts and that he would have to return Sept. 20. More frustration, partly because their roster of approved technicians seems incredibly small and exclusive. Then I received two mysterious boxes in the mail. I had no idea what they were until I checked the return address and pieced together they wee the parts that were ordered. Very annoying as no one told me the parts were going to be delivered to my house. I almost returned them without checking because I assumed they were sent to the wrong address. On Sept. 20, a different technician arrived and, after about an hour I heard him say, "uh oh" Turns out the parts were the wrong parts. Not only that, he told me that even if they got the right parts he didn't think it was worth it and that I should have a replacement dishwasher. I said, great, c we do that? He told me it had to be approved by Total Protect. I called and the service rep told me it had to go through certain channels at Total Protect. I told her that the technician was right here and he could talk directly to her. Sh said they weren't allowed to do that and that it had to be submitted and then reviewed. I asked to speak to a superior and she said, "that won't do any good, they will tell you just what I have told you." She then told me she would submit my complaint and someone would return my call. Within an hour someone did call back. A woman who told me the request for a replacement dishwasher had been submitted and would be ordered, arriving in three to five days. She also assured me she would personally check on the status and make sure things were moving forward. I also had to call another place and approve the model of dishwasher they were going to order, which I did and asked that it be the white model, not black. This was a Tuesday. I heard nothing, so I called Friday and was told that the request was being processed. Ridiculous. I was furious by now and was told to check back Monday. I called Monday and was cheerfully told the order had been processed and approved Friday at noon, a full three days after it had been submitted. But the dishwasher wouldn't be delivered until the following Monday, Oct. 3. I was on an out of town school field trip Thursday Sept. 29 when I got a call telling me the dishwasher would be delivered the next day, Sept. 30. Knowing I would still be out of town, I informed my daughter that it would be delivered the next morning. The morning of the 30th the delivery company called me telling me they would be at my house by 10am; they arrived at 10:30. My daughter called me an hour later telling me they couldn't install the dishwasher because the power cord that came with it was too short, so they left it there, uninstalled. When I got home that night I discovered that, not only did they not install it, the dishwasher was black instead of white as I had requested. My experience with Total Protect was so dismal, I set about hiring someone to come in and install the dishwasher which cost me another $150. So, it took six weeks to get my issue resolved with the wrong color dishwasher and a lack of follow through. The point of customer service is to help your customers, something which Total Protect failed miserably. If one person along the way had said, "Wow, I'm sorry about all this, I will make this right and get your dishwasher to you as soon as possible," I would still be a customer but it seems the company will not empower its customer service reps to go outside their scripts and actually help customers. Maybe refund my deductible, or offer 6 months free coverage to make up for missing days of work, spending hours on the phone, being in a state of constant frustration for six weeks? No, they did nothing but recite their scripts. It's not their fault, but I suggest the powers that be look at their method of operation and d something radical like put customer satisfaction first. Again, a terrible experience and the absolute worst customer service I have ever experienced. I strongly suggest looking elsewhere for home warranties.

    I read the literature about what TotalProtect offered and it became something I was very interested in. I've been with them for more than 10 years now. Every time I submit a claim, I’ve used the telephone to make a claim inquiry. Those were always satisfactory. Last Sunday, I tried a new way. I did it on the internet and it worked. I'm pleased with their service and the service providers that they choose. They're all very good. I had an issue with my garage door opener and I called this guy who I had a good experience with previously. He came out and said he's not covered with the warranty but he'll apply at TotalProtect to be a service provider. He ended up coming out because TotalProtect couldn't find anybody to come. Overall, I'm satisfied.

    I haven’t had any problems submitting a claim and I usually get a fast answer. Everybody I've talked to has been helpful. However, I've had some providers sent that weren't satisfactory. Some people don't show up when I have scheduled maintenance. I call them and say that I have taken off work so I need to know if they're coming, and one tech that had been scheduled three times called me back only after the third time. This was after they hadn't shown up. They said they can come another day but I told them that I'm not taking off another day for them to not show up. Then one provider was very rude. His whole attitude was: "I'm not working for you. I'm working for the warranty company and I don't have to change anything." So I thought of listing these people and tell TotalProtect not to send them and I'll just get somebody else. So TotalProtect sent me a check with the name of the company that I decided to go with.

    I'm a new homeowner and my brother-in-law was telling me TotalProtect was the best thing because they had used it and it was very convenient and easy for them.     I had a great experience with TotalProtect! BofA introduced them to me and it was a good fit. When I submitted a claim, I talked to their new machine and I don't wanna do that.     With my refrigerator problem this will make my third claim in SIX years. The first time is was for my heating unit when I first bought my house. TPHW didn't cover whatever was wrong with it (it's been six years can't remember exactly what the problem was). The guy came out did his troubleshooting found the problem, fixed it I paid for it. Then the air conditioner began leaking, I put in a claim for that. The tech said that the drip pan was clogged of course the repair wasn't covered and I ended up making a deal with the company rather than going thru TPHW. Fast forward to 2016... the fridge. After placing the claim online the customer service rep called me and said that she would have Sears call me to schedule a time for them to come out...no call for 3 weeks. Placed a new claim online the service company called me this time instead. He came out did his troubleshooting said that the drain is clogged and the hinges are broken, he would have to call the warranty company to see if it's covered. You guessed it!! No not covered b/c it wasn't normal wear and tear...this fridge was in the house when I bought it and I've been in the house SIX years so it's been opening and closing for SIX years how is that not normal wear and tear. So in total if i want it fixed it will cost me $430....for 4 freaking hinges and to clear a drain?!?!?!? TPHW has seen the last of me.

    HMS Home Warranty was recommended by the realtor when I was putting the house I was selling on the market. I submitted a claim for the HVAC system and called it in, and they took care of the majority of everything. They connected me with the local provider who got in touch with me immediately. They came out, inspected it, rode it out and sent it in to HMS. Then I got a follow-up telling me what was going to happen and what kind of timeframe there was. I was there on that day and it couldn’t have been any easier.

    The timeframe was within a couple of days. They even had to procure some of the items and they still had it turned around in no time. It wasn’t inconvenient at all and I was surprised at how well it went. Also, the quality of their work was great and they did a fantastic job. It wasn’t like they were skimping or trying to cut corners. I had already gone out of pocket and got some other quotes because I thought I was going to end up having to buy this, and my realtor was the one that said I paid for the upgrade so I should talk to HMS Warranty. I got a hold of them and they said they covered it.

    We've had TotalProtect for a long time because we have an old home. It has been a wonderful investment for us. I've had to make an air conditioner claim over the phone, usually because of a loose wire or the thermostat, and it ha been very good.     HMS came when I purchased my home last year. The first couple of claims was not a great experience, but after that they have been fine. My air conditioner had an issue and they didn’t cover it very well, and they wanted to charge me a bunch of different things. I didn’t particularly care for the person who came out. After that, they seemed to be a little bit more open to me being able to make a selection of contractors to pick from, somebody that was more available and somebody that I already knew the company and the reputation of, which I really appreciated. This year, I filed one claim and everything went very well with it. The only thing I didn’t like was that HMS didn’t let me select the company. It’s my house and I want to select who comes into my home and who services my stuff. That’s an important thing to me and that’s something they don’t allow. Everything else was fine.

    I also had a hot water heater that needed to get replaced and HMS had to do something a little different. They had to add an expansion tank, and they made me pay for that. The other thing is they made me pay for a haul away fee, so I have my deductible but then I also had additional expenses. But they did cover the replacement on the hot water heater so overall, I was pleased. I made the decision to renew with them since I was pleased enough to go ahead and renew it this past year. I would definitely recommend them, but I would look at other places before I make that decision to refer somebody else to it.

    I've had TotalProtect since 2010 and it has been an easy process to submit a claim with them. I always call them to schedule for maintenance on my appliances. Then the contractors would normally call me within 24 hours. They would go through the whole procedure and check everything thoroughly.     I liked the security of having peace of mind so when I heard about TotalProtect from a friend, I got a home warranty from them. I have it for a little over a year now and their customer service has been really good. Submitting a claim with them was easy and simple. I've done it over the phone and online, but calling them seemed easier as I get a pretty quick response. The reps I talked with were very helpful. As for the techs, the one who did my plumbing was great. If I have to get my plumbing repaired again, I hope I get that same company.     So far, I've been satisfied with TotalProtect and recommended them to others. The one thing that I'm leery of, though, is that I had the service people for the air conditioning come out. Right after they serviced it, something went terribly amiss with my air conditioner, and I believe it was sabotaged. So, I was not happy about that and have been reluctant to have service calls. I secured my own air conditioner repair people to do it because I did not trust the people that had been there before so that being the case, I had to line up my own help and they would only pay the part that they would have paid. The repair was something totally bizarre, which meant an additional charge for me, it had ended up costing me about $800 to get it fixed.

    But I stuck with them, and had a subsequent occasion a couple of years after that, where the gentleman that they linked me up with did a great job and ended up saving me having to have something replaced. This past service that I had a refrigerator repair, the technician was there right on time, and got it repaired within 45 minutes - it was wonderful.

    ATTENTION FLORIDA RESIDENTS: If you have had bad dealings with the below listed two Company's in the past year you need to file your complaints the the Florida State Attorney Generals Office under the Department of Agriculture and Consumer Affairs. They list a number to call or you can submit the complaint on line. Be sure to indicate if you are over 60 and/or a veteran. Filing with the BBB does not really provide any enforcement or resolution. Filing with the Attorney General will provide for investigation, enforcement and resolution.

    Total Protect and Total Air Care engage in Deceptive and Discriminatory practices against the elderly and veterans and especially if you are both. They will engage in harassment and lie to you at every chance they get and border elder abuse conduct. They provide fictional names and appointments on calls and laugh and become rude towards you if you attempt to seek resolution. Their work will be of no quality as they lack any customer service or workmanship qualities.

    I've had to use HMS Home Warranty four times already and I've never had a problem with them. When you submit a claim, it seems to move along pretty quickly. They're quick to email you back and let you know that your claim was received, and they'll let you know who's coming and when to expect them. I appreciate knowing that instead of having to sit around all day, waiting for someone to come.

    It was very easy dealing with the claims reps. They're very competent. However, I was disappointed the last time that I had a technician come out to work on my air conditioner. Although he said that the a/c needed to be replaced, HMS didn't replace it. Instead, the tech just put Freon in the a/c and charged for that. Eventually, we're going to have to buy a new central air unit because the home is old. Nevertheless, I would recommend HMS to anyone, and I plan to renew our home warranty when the current one expires.

    I had AHS before and I wasn't happy with it. They sent out one guy who was higher than a cat and the other one was drunk. One of them cut a big hole in my kitchen wall to fix the leaking shower, and after that he wanted his check. I told him he wasn't finished and he said, "I just have to fix the leak, I don't have to put things back like they were." He left me with two and a half foot by four feet hole in my kitchen wall. Then I chose the recommendation of my real estate agent and my mortgage broker which was HMS Home Warranty. Every experience has been good with them.

    HMS sends out licensed professionals and their service is usually quick depending on the urgency of the issue. When my refrigerator and ice maker went out they had someone out the same day. When two different things went wrong on my air conditioning, they had someone out and it was fixed. On the first call, it was fixed that day. The second time they sent someone out that day but we had to wait till Monday for them to fix because they had to order a new motor part and it wouldn't be in as it was on a holiday weekend.

    Then I had trouble getting the outside faucets to shut off when the people did some repair work in the water lines in my area. HMS sent out Semco the next day as I told them it wasn't an emergency. When the contractor called in to get the authorization code to do the repair, they were told that the faucet isnt covered because it was outside the house, but the pipes to be repaired were inside the wall. Then I had to pay the $75 service call because Semco came out which the person at HMS could have said that it's not coming under my warranty. I wouldn't have paid $75 for somebody to come out and they couldn't fix it. That's the only issue I've had with HMS but I've been very pleased with the people they've sent out with the promptness. They've been polite, nice, friendly and helpful too.

    I recommended them to all my neighbors. I'd tell my neighbors they're crazy if they don't get a warranty with HMS. I'm 61 and I have been single most of life and I used to do my own repairs but now I'm aged and impaired, I am not physically able to do it anymore. I want a licensed professional. I'm on a fixed income, I can't afford the outrageous price. It's really a lifesaving for me literally as I have a heart condition, diabetes and I'm handicapped. And the heat affects my heart. That's two times in the worst heat, most humid hottest summer in this area that they've gone out and taken care of me quickly.

    My mortgage company recommended Total Protect, so I figured that Total Protect is a reputable company. I've had a policy with them for more than two years now. It's easy to file a claim with them and I'm very satisfied with the service. I usually call them to submit it and then I'd get a call from the providers right away. I have done some of it online, but I like to talk to somebody especially when I have a problem with one of the providers. The technicians they send out have been really good, except for the one technician for the air conditioner. The quality of their work is an A-plus.

    The air conditioning people who had come out that time was wrong. My boyfriend ended up fixing the air conditioner when they refused to. So the next time something happened, I let them know that the company was not a good one and asked for a different company and they obliged me. So overall, everything's been really good. I've had about three opportunities to call them for claims and every one of them has worked out really well.

    I got HMS Home Warranty through my realtor when I purchased my home about two and a half years ago. I did some comparisons but eventually went with the recommendation and I bought a three year policy. It is very easy to submit a claim. They provide two options--over the phone or online--and both options work very well. Online is very convenient and an option I'm very pleased with because sometimes if I'm outside like walking to my car, I can get to the internet. But if I'm at home sometimes, I prefer calling. Every time I call and speak to someone, they're very, very helpful, courteous, answer all my questions, with no delays, and tell me what to expect after we hung up the phone.

    I had a claim a few days ago for my air conditioning unit and I actually missed the technician on the day I initially scheduled him because I had an emergency at work so I have to go to my office. But he was very pleasant about it and said, "Hey, no problem. We can reschedule." We rescheduled for a few days after that and he came out, looked at the problem, assessed it within an hour, and had my AC back up and running. He explained everything he did and also offered some other tips for maintenance of the system and gave me a few options. I was very pleased with the service and the quality of work performed was excellent. Having HMS is definitely a valuable service. I highly recommend it to friends and family. They're excellent, expedient, and great value.

    The company is a crook. My waste line was broken and I called HMS to schedule an appointment. Plumbers show up in my house, took pictures, and sent them to HMS for approval. Plumbers told me that pipes are rotted because they were old and it will cost about 700-800 USD to fix it. The HMS came back to me saying that they will not approve my plumbing request because it was not installed properly. How person sitting in the office identified it just looking at the pictures? I bought this house 4 years ago and inspection did not say anything about wrong pipes installation.

    I suggested to seek for the second opinion but HMS refused. I had very unpleasant conversation with customer service representative and their manager John. I lost my 100 USD deductible and paid out of pocket 700 USD to fix my pipes. My previous experience with them was also bad. It took them ONE YEAR to repair my oven. I broke the contract with them and I will not recommend anyone to make business with them.

    HMS Home Warranty was part of the deal when I bought my house. I have them for four years now and I renewed my warranty on my own. There's a $100 deductible each time you make a claim and I've only turned in three or four claims which they've answered every time. The service is immediate and the cost is very low for the service that I get.

    When I have a claim, I call and advise them what the situation is and they tell me if it's covered or not. If it's covered, they contact the service provider and turn it over to them. They give me a call immediately or give me a text saying they can come out on this date. Usually, it's the next day but I had one claim where they came out the same day. They set up a claim that's convenient to me and I paid the guy $100 or put it on the credit card. I know now that to get anyone to come out to your house is either $150 or $250 minimum. It's not worth the time, gas and everything to come out so to pay $100 and have them take care of the materials and labor is a no brainer. I've had plumbing and electrical issues and they've fixed all that was wrong.

    They've also updated the system where now you can even go online to file a claim. They've given me no hassle and it's a good value for what it is. My house is 10 years old so different things are going to start to show some age and for $500 a year, it's a pretty good trade off. I'm an insurance professional and I know good work when I see it, and their work has been excellent. I never had another issue with anything they've repaired. However, I had a concern about the little limit with the air conditioning units. I live in Georgia and air conditioners are important here. It's not really a luxury but a necessity. But for $500 I can't expect them to come out and pay $6,000 for a new air conditioner. So it's better than nothing.

    I wasn't happy with their customer service and about all the negative online reviews about them, I sorted felt I was being treated the same way many people voiced their complaints about Total Protect. I ask them before terminating about a discount as I felt their services was too high, they weren't interested in a great deal to make me happy or even hear about their competitors prices & services. I ask again for a discount and they only offered me $25.00 out of $42.99 month costing $515.88 a year that only offering me $25.00 for a joke. A month later, no $25.00, another month no $25.00. I called them and said I was going to go back to the other home warranty company I used and I want to cancel my service with Total Protect, they didn't seem a bit interested to offer me a better deal but said ok, you can cancel today, we'll close this account and you won't receive any more monthly invoices, all you have to do is tell us and we'll cancel the service. I asked if I could have a confirmation of cancelation and the women replied we don't so confirmation on cancelations, you'll be fine after this phone call. So a month later, my credit card shows a Total Protect bill, $42.88, next month the same and next month and next month. I called them again and said I am not using your services anymore why are you still billing me? They said we show you in our system you make a call to cancel, yes we will cancel it again, they did not want to reimburse me the additional months I was billed for either. I was very unhappy so I said fine I will contact me credit card and dispute it there. I did, I filed a dispute and my credit card reimbursed me my funds back but 30 days later, Total Protect appealed and they sent in their paperwork claiming I didn't contact them and they also stated I needed to send written notice to cancel. Yet they told me over the phone I could cancel anytime and they wouldn't give me a cancel confirmation number either. My credit card ended up reimbursing them and gave me a change to appeal. I was billed 4 months of services I wasn't using and Total Protect had the nerve to treat me like trash as they did demanding I pay them when I canceled my service.

    You know before I had read so many bad things about Total Protect to cancel my service but then to go through a billing process afterwards brings me hear to voice my complaint on this home warranty company called Total Protect. My own time to dispute against this company and have to them treat me like trash. I won't recommend their services to anyone but to go else where for home warranty services.

    In the last few months I have had service issues with air conditioning and a pool.
    The HVAC technician came to a rental home that I owned, as the unit was not working and we were experiencing high temperatures, so the home was very hot.
    He stayed for less that 15 minutes and came up with a list of items that needed replacing. I called the technician to find out how soon the unit could be repaired and was told he sends his reports at night and Total Protect is not open on the week-ends to review claims, so it would be Monday before they could make a decision if it was covered under their warranty. Since it was the weekend I contacted my normal HVAC company and they were able to work me in on Monday. NOTHING needed replacing, just a bad relay that he fixed on the spot. That was $75.00 wasted using Total Protect.
    On another occasion a pool motor had stopped working. The pool technician advised that the pool must have been running with low water in the pool causing it to burn up but he had seen this same claim before and it had been covered. There is a pool service that maintains that pool and would have notified me if there had been as issue. Total Protect denied the claim but I will be calling the tech to find out which warranty company did accept the claim--maybe American Home Shield.

    Still on another occasion a hot water heater needed replacing. Their vendor Delmar Construction came out and added about $800 to the claim that he would receive for replacing it. The big red flag was having to pull a permit for$150--really??? My normal plumber will be coming out and I will be glad to let you know how that works out. Another $75 wasted by vendors Total Protect uses.

    My mortgage company sent me something in my statement and I took TotalProtect through them. I thought it was a good idea and in the first year I had it, I used it several times. I called them on the phone when I had a claim and it's very easy. I also did one over the internet and it worked just fine. The reps were always helpful and courteous and they seem to know what they're doing.

    The contractors come pretty quick, however, I had one provider that came that I wasn't happy with. He tried to sell me something I didn't need. He put a hot water heater in and said I had to have something else that costs $400 that the coverage didn't pay for. And I called Coates and they said I didn't have to have it.     TotalProtect had the type of plan that I was looking for, and they had good reviews and a reasonable price. I've had a policy with them for over two years now. Submitting a claim with them is relatively easy and a contractor would usually get in touch within 48 hours, though I'd prefer it to be within 24 hours. I've had one involving my air conditioner and it was difficult to get that issue resolved. I had to go through three contractors before we got it all taken care of. It took longer than we wanted it to, but we stuck with it and got a satisfactory result. The system is much better now and it's working reliably. Then we also had somebody out because we had a problem with the garbage disposal.     I've been dealing with TotalProtect for a long time. Unfortunately, they don't use the best repair people but eventually, they get things fixed. I call them up when I have a claim and it's relatively easy to do. However, sometimes it takes a day or two before a contractor contacts me and some of them don't get back to me at all. It's a hit and miss. I've had some good contractors and some guys who I wouldn't call again if I was desperate. For instance, I recently had some problems with my air conditioning unit and the guy that came was excellent. But some of the guys that they use are not very good. If that situation arises, TotalProtect usually recommends somebody else. As a matter of fact, they did that a couple of times after I told them that they recommended the same guy that screwed things up.

    Also, I had a problem with them with something that they couldn't repair and it took about two months to resolve that issue. The only way it was resolved was when I was able to contact one of the executives through TotalProtect or whatever other outfit they run under because they run under different names. After I complained enough they took care of what I needed.

    Our dryer broke 9/4 which was Labor Day weekend. We called HMS and they gave us a number to call for repair. The repairman came 9/8 and said the dryer was pretty old and he thought HMS would probably replace it. He said he was submitting his findings while at our house and we would know something in 48 hours. We heard nothing so I called on 9/11. Customer Service said they hadn't received the report. Customer Service and I both called and left word on the repairman's voicemail. After all I've been through with this I'm not sure if the repairman didn't submit or if HMS didn't process. I called on 9/12 and HMS had the report. They told me it would be another 48 hours before I knew anything. I called on 9/14 and was told a new dryer had been approved, to review it online, and call with my approval. The dryer they chose was 6 cu ft and ours was 7 cu ft. I called and said it wasn't acceptable.

    The CSR told me I could accept the dryer or take $259. I said that $259 wouldn't buy a 7 ft dryer. They said those were my only choices. I fussed with them, as I've been a customer since 2009 and never filed a claim before, and was told I could speak to someone in management. I talked to a lady who was very helpful and understanding and she said she would contact the department that made the decision to see if anything could be done. She said it was early enough in the day and she might have an answer that afternoon. I didn't hear from her that afternoon so I called the next day. The new serial number was in their system and was for a 7 cu ft dryer. I called my approval in on 9/16 (a week ago today). The CSR said she was entering the info as I spoke to her and we would have delivery in 3 to 5 days.

    I asked if the delivery people would take the old dryer and she didn't know. I asked if the delivery people would call a day ahead to schedule delivery and she didn't know. On Tuesday of this week (9/20) I called HMS to ask for the delivery company's phone number so I could call them to see if they do take the old dryer and if they knew what day they would deliver. I wanted to make sure someone would be at home. I was told they don't give out the phone number of the delivery company. I called the manager I had worked with earlier and asked if she could help and to date she hasn't returned my call. Today is Friday, 9/23, 5 days after I approved the dryer. I called on my lunch hour and the CSR told me the dryer will be delivered next Tuesday, 9/27.

    I admit this was the call that made me lose my temper. The CSR told me today that the PO for the dryer was entered 9/21 so 9/27 falls in the 3 to 5 day delivery schedule. I asked why I was told on the 16th it would be delivered in 3 to 5 days. They didn't have an answer. I asked to speak to a manager. They said they would have one call me. I said I wanted to receive a call this afternoon and was told they can't guarantee it but it is supposed to happen within 24 hours. I am completely frustrated with this situation and unable to do anything but wait. If the company is telling the truth this time, I'm not sure what to believe from them now, it will have taken over three weeks to have a dryer replaced. This company doesn't appreciate customer loyalty. The reason for my review is I want people to hear my experience before renewing a contract or signing on for Homeguard.

    My water heater started to leak and stopped working. I opened a claim and was given a provider. First one did not show up. Second one came the other day, and told us it has to be replaced. He reported and we got approval in the same day. Till that time everything except for the first provider's not showing up was fine and as usual. But when it comes to replace it, they really failed. Without any feedback and estimated time we are waiting for the new water heater for 6 business days. I don't have hot water at home for 10 days. They keep saying they are waiting for their distributor to find the appliance. It is just a water heater. How come it has not been replaced or found in 6 business days. If their distributor could not find it they have to have a maximum time and find the appliance from somebody else.

    I don't care the relations with the distributor. Just find one and bring it. Not to hurt its profitability, HMS prefers to make their clients miserable. And employees are not working hard to solve the clients. Although I asked none of the agents are not helpful enough to attract somebody's attention in their company to expedite or solve this issue. I will write an update if I am able to have the water heater fixed. Anyway don't choose this company. They don't care clients not having hot water at home. And they don't care their client's problems...

    We were trying to get rid of the company that we had because they were giving us such a poor service. We read a couple of reviews that TotalProtect has online, and the service was better.     Their claims processing time has been really short and I've been satisfied with the service, so far. The easiest way is to submit the claim online, although I once tried calling in a claim. Not that I didn't like it, but I knew that calling in the claim would take a long waiting time. Most of the technicians were pretty good, but there was only one tech who wasn't that great. But I really like the fact that some of the technicians who came, especially for the HVAC, were thorough enough that they were not only focused on fixing the particular problem that I mentioned, but also looked around for anything major that may be causing the issue.     If you are looking for a home warranty company find someone else, this company is the worst I have ever had to deal with, our AC broke down several times there mechanic they were sending out would just add Freon and leave and it would leak again slowly, this happened at least 4 times over the last 2 summers and we had to call them again, finally I told them that they have to figure out the issue here and fix it properly, we made more then 20 calls to them over 12 days most of the time they told us that someone would call us back, no one ever did, then they tell us that there is things that will not be covered WHAT we thought everything was covered.     I did comparison shopping with other home warranty programs and TotalProtect was less expensive, but not by much. They were also helpful and nice to work with. I called them and they said that they have contractors in my area and they'd first seek out the closest one to me before sending others because I live in the mountains which is very rural. I've had other companies in the past and they sent people who were three hours away from me and by the time that the repairmen got into my house, they're not happy campers. TotalProtect found servicemen who are 45 minutes within my area and that's doable for me.

    It's very simple to submit a claim with them. I did one verbally, then the second one I did online. And the service people called me a lot quicker than a previous company that I used. I even had somebody who called me back before the end of the day that I filed the claim and they were ready to schedule me for an appointment the next morning. However, I work so I couldn't see them right away.

    When my air conditioning and heating were broken, the first company that TotalProtect referred called and told me that they don't come to my area. So I called back TotalProtect and the rep said that they'll find somebody else for me. And they immediately did, had them talk to me and there were service people who came out within the next day.     Needed a repair on our Sub Zero Refridge- 2 weeks to get the repair which I lived with. When the repair was complete none of the lighting or displays worked and was told by THW - nothing more that they could do. The repairman told them that I needed a person that was a SubZero authorized repair person but they would not listen to him. I called again to see what they were going to do. After a long discussion they lined up another non-authorized company to come out. What a waste of time. Hours on the phone. I ended up having an authorized SubZero repairman come out and get it repaired. After calling to cancel this disaster the membership person tried to talk me into staying. She had to be kidding- 15 days, at least 4 hours on the phone and they think their system works. She then said if you cancel it will cost you $110.00. What an ordeal. NEVER NEVER again.

    We had to call three times to submit claims, and unfortunately, each time, it was a little bit of a pain to find the number. When I go to their website, especially on a cell phone, it's difficult. I have to put in my zip code. And then, sometimes it redirects me to weird pages, so I have to use that code again. Maybe it's me not using it correctly but it's not very user-friendly to find the right phone number to use. I've called the wrong number before and they had to transfer me, which takes a lot of time.

    But eventually, I've always gotten a very helpful person on the line to explain. The first time, the rep explained the claims process very clearly and instructed me exactly what to do. The subsequent times, they've been very helpful as well. When our problem wasn't resolved the first time, they recognized that and haven't charged us the deductible the next few times since it's the same issue just repeating itself. I was very appreciative of that. That's very customer-friendly.

    I recommend that HMS give some more closure. It's a little unnerving to have the work done and totally it's pre-approved. But then, we never got any kind of confirmation or billing sheet that said exactly what was done, so we don't have a record of it. It would be helpful to get some kind of invoice. And also, it could help reinforce the feeling that I'm so glad to have this warranty when I look at all those money that I saved. I might be more likely to renew my contract with them if I knew how much money I was saving. Other than those, I've been very happy with their customer service especially considering, though unfortunately, our AC broke multiple times. Once I can find the phone number and get someone on the line, their reps have always been very courteous and helpful.

    We had a professional technician at our home three times. The first was a company that seemed amateur. They’re licensed and everything, but the tech seemed a little bit lost as far as the diagnostics went. I had to explain to him. It's like he never heard of a conditioned crawl space before so he was very surprised that there was no inflation around the ductwork. Other than that, he was a good guy, he worked hard and worked really late for us. He went out of his way to make it a good experience for us, he just wasn't the most knowledgeable.

    And then the second person who came out was from a bigger company. He seemed to have received more training but didn't have as much of the courtesy and going out of his way to help, which was probably the trade-off between a small one-man company and a bigger contractor. He was here for twenty minutes, and then he said he didn't see a leak. Sure enough, he came back. Luckily, it doesn't seem to be a leak, but it seemed like he wanted to get out of there. To his credit, he is the one who came back the third time and did a much more thorough job upon being called back.

    I started out with the impression that home warranties were a scam and a kind of money-grabbing type scheme. I'd heard that from people. Also, I heard that it's nearly impossible to get any actual coverage once you have a problem. So the only reason I even went along with it is because it was being covered by the seller of the house as part of the contract. However, HMS has changed my opinion of that. I've been impressed. I was not very optimistic about them covering my air conditioning, but I was pleasantly surprised when I paid my $50 deductible and haven't paid a cent more. I'd definitely recommend HMS to the next person I hear is buying a home.

    Our realtor included HMS Home Warranty as something the sellers paid for as part of our house buying process. Every time I wanted to call, their call center was open. I appreciate that because it’s hard to call sometimes between 8:00 and 5:00 and that’s not always when things break. And when they do, I’m not home that time. So, it was nice to be able to call whenever stuff happened.

    The first claim that we did was very easy. However, we had two other claims and the first but most expensive one was with our water softener. It was leaking into the living room because of where it is in the garage and it got the carpet wet. It was not a good situation. The person they suggested would not call me back and this was an emergency. We did not want to have to replace dry wall and carpet because it has been leaking for a while. Even if we turn the water off, it was going to keep leaking until the tank was empty. We couldn’t just let this go ‘til their people call me. We already have a relationship with other plumbing companies that we use so HMS agreed we use them which was great, but it cost us a heck of a lot more money because of the way that things are charged and that was very frustrating. The most recent claim was for the garage door and the technician for it was great. Overall, our experience with HMS has been pretty good.

    I really wasn't looking to get a home warranty until I saw TotalProtect's advertisement. I thought it made sense because we've been in the house for quite some time and we had all the original appliances. Submitting claims has been fairly easy. However we had a problem for our claim on our air conditioner. First of all, it took the contractor more than a week to get here. The contractor said the issue was with the compressor. I thought TotalProtect was just going to replace that part but the contractor told them that it would be cheaper to replace the whole unit. So they did replace it.

    It took them another week, with the unit being with them. I called to ask them what was going on since it was getting hot. At the time they sent the new unit, the contractor claimed it was too cold and we had to wait until the weather gets warm enough for him to come out and put it in. Once he did, the compressor went out again in less than 60 days. I told TotalProtect that I didn't want the same contractor to come out.

    When the new guy came out here, he told TotalProtect that for the new unit's compressor to go out, something must've been wrong. The contractor said they need to put another unit. TotalProtect said no because the compressor was under warranty so they sent him a compressor to put in. That compressor went out as well. Finally, they put another unit in. The bottom line is that it took roughly close to two months to get the air conditioner fixed, which to me is ridiculous. It went from being cold to the point where it had literally turned warm and we couldn't even get the air conditioner. It was pathetic.

    This year, I had another problem with the air conditioner and this time when the contractor came, he told me that the previous contractor put too much Freon in it and they wanted to charge me $90 for taking some of it out. TotalProtect told me I had to pay for anything that's reclaimed. Why should I pay when I didn't put the Freon in there? If the contractor put too much Freon in, I'm assuming he knows what he's doing. TotalProtect tells me who to call - with that, I'm assuming that whoever they're calling is a qualified contractor and they should be reliable for their work.

    So I refused to pay and told them that I was going to call my attorney. I'd rather spend the money paying my attorney than for something somebody else did. The contractor themselves talked to TotalProtect, and TotalProtect told them that they had to get the payment from me. So the contractor called me and I told him about calling my attorney. They told me not to because they don't want to go through all of that, so they just went ahead than need the $90.

    Of the three contractors who worked on my air conditioner, the third one was probably the best. However I'm hoping that I don't have a problem with the air conditioner next year because I've had it only for two years and I already had a problem with it both years. But, I have filed a claim to TotalProtect for a water heater that blew up and that was great. The contractor came in and he did everything.

    I thank God I had HMS Home Warranty. Though it is difficult to submit a claim with HMS Home warranty, the people that they recommend to come out to service the appliances have been excellent. Once I have filed a claim, they get in touch with me pretty quick. They are efficient in getting back to me and coming out and completing the service. They once tied up my schedule because they were an hour late for the schedule they gave me. I didn't like that but things happen, so I was okay.

    A home warranty is pretty inexpensive and I have a few air conditioners and a few stuff that would probably cost a lot if something happened to them, so I decided to TotalProtect which was recommended by the bank. I've had it for about seven years. The first few years I used to call to submit claims but lately I go to the internet to do that. Submitting a claim to them is easy. Sometimes a contractor gets in touch with me in half a day. When they come out, they're always courteous and professional. They ask what's broken and that's about it.     I bought a brand new home and knew things would eventually go up so to have peace of mind, I got a home warranty. Submitting a claim to TotalProtect is simple though sometimes it takes a while for one of the contractors to say they'll come out as I live in a remote area. But the maintenance programs go well and two claims I've had went well. I had to get an air conditioning unit replaced, and then I used the rebate on one of my appliances which helped even though it didn't pay for the cost.

    Two of TotalProtect's reps have been extremely helpful. We had one plumber that came over and replaced our toilet. TotalProtect paid for it, but the installer guy wasn't there to install the toilet. Then when I bought the correct toilet, the plumber came in and installed it for nothing. But they would not give us a refund on the incorrect toilet. That wasn't on TotalProtect, that was on the plumbing company. TotalProtect also doesn't cover the garage door, and I was somewhat surprised that they didn't have that.

    I used to have American Home Shield when I first moved into my house. As I was going through the website, I saw TotalProtect. I looked it over, called them, got some information, and then I decided to go with them. I've been with them for more than 15 years now.     I have had an on-going air conditioning problem for nearly two weeks now. It actually goes back to last December when we had to have our compressor replaced. The service provider did a shoddy job, and did not bolt it down. Fast forward to August, and our system has broken down again. I placed a claim, and it took four days to get someone out to diagnose the problem. They determined that the previously replaced compressor had "walked" because it hadn't been bolted down. They sent in a service report, which had to approved before any work could be done. Three days later, fresh approval granted, and the service provider returned. After monkeying around for a half hour, it was determined that the compressor is irreparably damaged, and has to be replaced again. He informs me he has to submit a new service report and get approval once more. To my mind, this is insane. We knew a week ago that the compressor was damaged. Why do you not approve fixing whatever is wrong rather than jacking around your paying customer for additional days on end?!?!? I have called "customer service" every day for 13 days, and have gotten the same fake concern and vague answers every time. I asked to speak with a manager today, and was told they would call me back. After waiting 4 hours, I called back. The person that answered told me my claim had been closed, and put me on hold. 25 minutes later, a lady named Stacy answered, and finally I feel like I've gotten some assistance. This morning I called back yet again to try to talk to a supervisor. None was available (shocking, I know), so I called back every hour until I got ahold of one (since they wouldn't call me back after repeated requests). Finally I reached someone who said my request had been approved, but I would be responsible for $800 in uncovered charges. Mind you, I paid most of these charges last December when it was originally "fixed," so I told them I'm not paying one dime since this is all a result of their technician screwing it up in the first place. Now they are telling me to have an outside person do it, and they will reimburse me. This has been such a nightmare. It is ridiculous!! I would NOT recommend this company.

    I have had nothing but problems with this company. When you call, they often send you to repair companies that do not return your calls for several days. I have had a claim in for a broken microwave for over 3 weeks. They finally agreed to replace it yesterday and told me to go to GE's appliance website and make sure that that particular model was ok and then give them a call back. When I looked at the model, I noticed it didn't have a ventilation component like my current microwave has, which is needed since it is located above my stove. I saw a microwave on the website for the exact same price that had the ventilation component, so I called the company and asked them if they could replace it with that model instead (or ANY model with ventilation).

    The first lady I spoke to told me it was too late and that the claim department would not change their mind. I tried calling back to speak to another rep. He told me he would put in a request with the claim department and call me right back and let me know what their decision was. I never received a call back. When I called back to inquire on the status, I was told it was rejected. When I asked why no one called me back to let me know, the rep told me she didn't know. I would highly recommend that to anyone considering this company that they go with another choice. You will save yourself a lot of time and frustration. This company has terrible customer service and zero follow-through.

    My father had TotalProtect and when he passed away I continued using them. Everything went well as far as their service goes. The technicians did a good job with my toilet tanks. One of them still runs a bit too much. They installed new fixtures in the toilet tanks. I stood over to see what's going on and one of them made me aware of what they were doing and how it was done. Also, they called TotalProtect for me when I can't get in touch with someone. One of them said, “Listen, I'm gonna have to go out and call these people because now they’re very particular about the way it’s done and if in fact it’s covered.” When the guy went out, he sat in the truck for quite some time and then came back and told me that it was okay and it was a go. They were very helpful, but were a lot different than when I first started using TotalProtect.

    Trying to get people to get back in touch with me was the only trouble that I've had with TotalProtect since I first started using them.     Somebody referred TotalProtect to me. I liked the program and I enrolled for my main home first then for some rental properties that we have. Submitting a claim with them is easy. I try to do it on the phone because when I have done it on the system by myself, sometimes I cannot specify. When I had a problem about the toilet there wasn't too many choices and they didn't want to fix what I needed to be fixed. So I'd rather talk to a person when I call because they understand the issue better.

    I had a couple of experiences with the technicians they sent out because they were not very nice. I had a particular experience where the guy came and didn't want to fix the problem and was very disrespectful to us. I have an accent and the guy was talking very loud to me like if I was deaf. I told him "I have an accent but I can hear you. I'm not stupid." So it wasn't very pleasant. Also, sometimes I'm a little bit disappointed when they come. Once, a guy came to fix the toilet and he needed to change a part. The whole part cost $10 and he refused to change it because he said the rest wasn't broken. So it's a little bit on the service provider. But most of the time, they are okay and some are much better than others.

    I would recommend that after the service they should go back and ask how it went with the service provider. That would be very useful. They should also print a report of what happened. In my rental property, sometimes I want to have a record of what has been done and it's hard for me to get it because I have tenants. They are the ones at the house and I don't get the records. Some information could be useful for me and TotalProtect because if the technician reports something that is not true, I can tell them it wasn't done in the way that it's supposed to.

    We had been insured since July 2012.
    (1) Our cook top (30" GE profile with downdraft) broke down in January, 2016.
    (2) Total Protection sent us Sears Repair Services three times; tried to fix it; but couldn't fix it because a part was no longer available. That was early April.
    (3) Total Protection says, "If we can't fix it, we'll replace it with an equivalent item." But they left it doing nothing for a month.
    (4) After our repeated calls, Total Protection told us on May 14 that they would want to replace it with GE Profile PP9830DJBB.
    (5) Total Protection told us, "This model should fit; but you must confirm it. If it does not fit after delivery and is returned, we'll charge you a re-stocking fee."
    (6) We told them, "We are not an expert and can't confirm it. A professional installer should come and judge it."
    (7) They gave us a telephone number of Mid-Eastern Appliances of Baltimore. We called and a technician came on May 18. He measured the cook top dimensions and told that the model should fit. We asked him, "Are you going to install it?" He said, "No! They won't pay."
    (8) Total Protection told us, "GE shall deliver a cook top unit on May 25 and Alpha Appliance of Baltimore shall install it on May 26."
    (9) On May 25, GE came 3 hours earlier than the scheduled time. They didn't drive up to our house; parked the truck on the public road; walked up to the house; measured the cook top dimensions; told us the model won't fit; and drove away.
    (10) On May 26, nobody came because Alpha Appliance of Baltimore was closed and did not exist!!!
    (11) Total Protection proposed to offer us $866, but it's too low. If we do it, it would cost us ~$1,800.
    (12) We want Total Protection to replace it since they say they can do it with $866 or whatever.

    (13) It is not replaced by this date of August 26, 2016.

    HMS Home Warranty was offered with our home purchase five years ago. We've submitted claims over the course of five years and it's been easy 100% of the time. Sometimes there's lag time on being able to get somebody to the home understandably whenever there's a weather event. We've had the most trouble, from a timing standpoint, with our HVAC unit twice. First was when we had it go out in the middle of a really nasty cold snap about two years ago. There was no way for anybody to be out any quicker and we ended up being cold for about 18 hours.

    Then we had it go out again in this past summer during a pretty intense heat wave.     Having a home warranty helps to pay for things that go bad. I don't have to come out of pocket with a whole lot of money. We then got a warranty from TotalProtect. Our most recent claim with them was for the dishwasher that would not start.     HMS came through our realtor and I am happy with them. We just moved in but my husband found a leak when he left the shower during the whole time he was showering. I talked to my daughter and said, "Oh, gosh, I have to call this home warranty company because we're having trouble with a leak in our bathroom."     I used to have American Home Shield and I wasn't pleased with the way they transacted their business and get the actual services out. They were doing more rejection in claims than trying to help. So I started looking for another home warranty. I ran up to TotalProtect and I like how they said that they were gonna do business. And they have done what they said they were gonna do and I really like that. It was very easy submitting a claim to them, they get back with me and talk to me on the phone. They're available 24/7 and then if one company can't do it in that time I need it, they'd be on the phone looking for another one for me. And the deductible fee which is $75 is reasonable for what I get out of it. So, my thumbs are up to TotalProtect.

    My most recent claim was for my air conditioner. It had gone out and I called them. The rep gave me the company to call. Then I called the company and they scheduled a time with me immediately. The tech came out the next day and the air conditioner was fixed. And then I had another situation because it started leaking, and after that, the air conditioner started blowing. TotalProtect sent somebody out here again. It was a maintenance deal, like the clog and the drain need to be cleaned. And they were kind enough to pay that other service guy, the $75 because if it had been on the same claim, we would not have to pay, $75. I also had an issue with the refrigerator and they are just as good all the way around. I got nothing but good things to say about TotalProtect.     The technicians that HMS send out have always been excellent and they have improved the process as they were going on. In the past, I would call, state my problem and it took a little long to get back to me with who I was gonna be using. But now, they are automated and when I'm on the phone, the name of the company is given to me right then and there. That was such a great change they've had over the years.

    It also amazes me whenever I talk to any of the individuals. They're all extremely polite, professional and cordial, and they have been that way ever since I've had the contract.     I’ve been happy with TotalProtect ever since I’ve been using them. I recently submitted a claim for my bathtub. I couldn't get the water off. The technician thought he was gonna have to go through the wall to do what he needed to do, but he never did. He put a stem in and it’s working beautifully now. I also had problems with my dryer, my washer, and the refrigerator. They’ve also taken care of those. And I really have appreciated everything that they’ve done for me.

    The only thing that I’m really upset with is when we were making our house payment, the $49 payment was included in there, and it was recently taken off of there.     My sister and I purchased a house together back in 2005 and TotalProtect was introduced to her. Then, she introduced it to my dad. Since everything we have in the house was brand new, we wanted a warranty because I know those units are expensive. I usually submit a claim over the phone since it’s easier to do.     We've had our refrigerator serviced about six times for the last six months. Every month I'm having to call TotalProtect and tell them and it’s the same piece that’s breaking with the refrigerator.     January 2016 my hot water heater broke. I contacted HMS. They claimed they did not have an account under my name. I had to purchase a tank because it was dead winter and I needed hot water. I contacted them two days later after I contacted a plumber to install the heater and the Sr Director of Operations, to me that he could not reimburse me because I was not authorized to get a new one, when the old had been in the house for 20 years.

    August 18, 2016 I contacted HMS online to put in a claim. I had water flooding from my condensation line and I could not get it to stop. HMS sent me a e-mail for me to contact Preferred Heating which I did and they never returned my call that was 3 days ago. I had to get a plumber to repair the line on the condensation line so that my elderly mom did not have to suffer the heat. For the future, I would recommend a dead dog on three legs, one ear and a half of eye ball. This place is a rip off. Ms. ** told me that they will not reimburse me for the service I have incurred.

    We bought an older home about 10 weeks ago and have had to use the HMS Warranty provided by the sellers several times. And in every single case it has led to tremendous frustration, a waste of my time, and inept service providers requiring multiple trips to solve problems --- and causing additional damage due to their ineptness.

    My biggest complaint is how they disregard the need for promptly handling emergency issues. We have had a slew of plumbing issues with this house. Tonight's issue, which motivated me to write this review, is that there is a major leak under our dishwasher. After a 25 minute wait for someone to answer the phone line, I explained the situation and said that we needed an emergency call. The leak is so severe that my husband or I have to stay on the floor, mopping up water as it pours out. So the person who took my call connects me to a provider who very proudly tells me that she can have a plumber at our house in EIGHT DAYS!!!

    I'm not sure we're even going to get to bed tonight as we have to lay on the kitchen floor monitoring this problem. And, the best they can do is schedule an "emergency appointment" in EIGHT DAYS!?!?!? We have had the same problems every time we've called them - for non-function AC, broken dishwasher, broken well pump (they didn't handle that), and leaking toilet.

    They seem not to care one bit about the customer. I know that not all of my problems are emergencies, but when it is, I expect them to resolve it on an emergency basis. And, they need to seriously increase their staffing in the call center. Absolutely every call I make I get the same recording apologizing for an expected delay of over 20 minutes due to "unusually high volume". Really??? At 10pm on a Sunday night? They are just cheap and not staffing their call center. And, of the 4 service people they sent out, only one seemed even mildly competent. I hate this company. I am going to see if we can cancel the remaining time on this contract and get a refund. We have worked with excellent service people for many years, and I would rather pay to receive competent service, than work with this loser of a company who sends incompetent people.

    Filing a claim with HMS Home Warranty was easy but we were not satisfied. We had two different things that we've had to file claims for. One was for water issue and that was taken care of. Second has been for a dryer and we've been given the runaround between. It's not been outrageous but it's been enough of an annoyance that now, I have to take yet another, third day from work for something to be repaired that I suspect maybe needs to be replaced.

    The first time the repairman came, he said it might be difficult to find the parts for it and HMS might just go ahead and replace it. Lo and behold, they found the parts. The repairman came back and installed them, but it didn't repair the issue.     At the time my house was about 12 years old, I figured I needed to get a home warranty instead of always paying repairs/services directly coming out of my pocket, and as a risk-aversion, too. I went with TotalProtect Home Warranty and out of the four claims I submitted to them, only one was difficult. The latest claim I submitted was regarding my air conditioner, which went out. I called the claim services and they had a company called A&E come out and take a look at it. A&E determined that there was a problem with the compressor but it would do no good to replace the compressor because it would eventually fail again because of the other parts. So A&E said my air conditioner needed to be replaced. TotalProtect agreed with it and I now have a new air conditioner installed. I saved myself about $4,000 or $5,000 with and it was great.

    My experience with them has always been good. They have to run behind the contract at one point but they finally got to them and the work got done. They’ve been very responsive and the claims representatives were very pleasant. At one point when I had to actually replace a faucet myself, even though it was part of the warranties. All I had to do is send them a copy of the receipt, show them it had been done and they reimbursed me for it.

    I've always had a home warranty and it so happened that there was flier with some correspondence from Bank of America and I decided to give it a try. My mortgage was with Bank of America so it was easier to use something that they advertised. Submitting claims at TotalProtect over the phone is easy. Once I go through the automated part, at some point they’ll send an e-mail with the details as to the vendor and who to contact.

I wasn’t happy because I told them to charge me whatever fee to cover both. When this other unit had problems recently and I called, they said it was not covered.     I have two policies with TotalProtect - one on my own home, and another one on the home that my wife and step-daughter live in. When I bought my house in Great Pine, it was through Suntrust. At that time, TotalProtect was called something else. They may have merged with another company at some point in time, but I did get a new warranty package from them. I'm a real estate agent, so we had these home warranties all the time. I switched my wife from AHS to TotalProtect because I've always had a good experience with TotalProtect, and I had my policy with them for about 12 years. On the other hand, AHS hadn't been satisfactory.

    My last appointment with TotalProtect on the property at Woodcroft was a good experience. My wife had to call in a couple of weeks ago, and was very happy with the transaction. It went well - no problems. Submitting a claim over the phone was not difficult at all. The claims representative was a very nice guy. He showed up on time and was very pleasant. I was there the last time when an electrician came to look at the dryer and why it wasn't working. The technician was friendly and knowledgeable. He explained what was going on, did what he needed to do, and everything worked. It turned out to be an electrical thing, and he made it better. He did an excellent job.

    I'm giving them a call to schedule a guy to come and look at the air conditioning situation in that particular unit. Some of the ducts in the attic may not have been connected properly to the outlets, so parts of the house are not getting properly air-conditioned. It's only a small house, and the ductwork might be as old as the house.

    HMS has a responsive system for receiving and processing your claim. However, the proposed fix for my AC was a patch and install of condenser, from another brand, that sounded like Apollo 13. This patch was going to cost me more in "additional fees" than the repair was worth. It would void the remaining warranty on my totally integrated HVAC/Heating system. When I asked for credit, towards a new system, I was offered a ridiculous sum because HMS claims they can get their parts (used??) at a deep discount. That was more than 2 months ago and they still have not paid. Each contact with HMS is returned with a promise of a customer rep to call, but that has not happened. I have received three calls and three mailers telling me I need to renew before my worthless warranty expires. Stay away.

    We bought a home and the seller had purchased the insurance prior to the sale. So far we've submitted three claims to HMS, and the process has been relatively painless. Our first claim was on a dishwasher and we had very good results. They had a guy here in a day or two and that worked really well. They reimbursed me for the installation then and it didn't take a whole lot of time to get that. They arranged to get us a brand new dishwasher and paid me up to $150 for the installation. The second was an air conditioning problem and the tech was here and back three different times. I paid the deductible and he submitted the bill to HMS.

    I was a little more involved with the third claim because it was an electrical problem and the switches here in this house are unique. So it took a little time to find an electrician that would work on it. The claims rep was very helpful. Even the last time when we were having problems, they allowed me to seek out an electrician that would work on the problem. The deductible was a little over $100 and they reimbursed me for the overage.

    When we bought an older home, our realtor told us that we should consider getting a home warranty because our appliances are older. We looked at different warranty companies and decided to try TotalProtect Home Warranty as it sounded better. We were happy with it, so when we bought our beach house we got it for that one, too. Their claim process has been great. We just call and pay our deductible and they send someone out to fix.

    We had a refrigerator which we bought seven years ago that we've had problems from the get-go. It was always breaking. Three weeks ago, it broke. The repairman came out and said it was a compressor. It took him a while to get all the parts and get it fixed. Then a week later, it broke again. Something else made the compressor go out again.     I will not recommend HMS to anyone neither I will renew my agreement with them. They are not just bad at what they do, they are very dishonest in their service and no regard for their customers. Few weeks after moving into house I called HMS about air-condition. First number they gave to setup appointment with local technician never responded phone call. Second one showed up and said he will submit report to HMS so they can send equipment for replacing unit. 08/02/2016 morning I received call from HMS requesting copy of inspection report. I submitted it on same day. They responded with automated email saying it would take 14 days to review and respond.

    After that I sent 3 emails about status and I only received automated responses that documents are forwarded to appropriate department and review is in process. 08/18/2016 I called the customer support line and after putting me on 15 minutes hold guy told me my claim was rejected on 08/02/2016 which is the same day I submitted documents. If claim was denied right away why was I not informed about it. Philly region experienced some high peak summer days during this period which ended up in at least two recorded deaths due to heat stroke. HMS did not bothered to inform about claim denial neither it offered technician to get system replaced. I will now have to get quotes for it in the area. HMS has no regard for inconvenience they cause. They do not communicate throughout the claim process. I regret choosing them.

    We had little incidents before that added up to expenses we weren’t ready to incur at the time, and getting a home warranty was a better alternative for us. TotalProtect was the first one that caught our attention. It would cover most of the little problems we might have in our house along the way, and their price is really feasible to be put into our mortgage payment.

    Submitting a claim with them has been really easy. There is one phone number we called to tell them the problem with our a/c, and the service was done the next day after that, which was very important because when the air conditioner goes out, we don’t want it to be out too long. It was a really rapid service. Also, it was convenient because we didn’t have to worry about looking up who could do what and how good they were. They took care of all that for us.

    Their claims reps get right to the point of why we need the service, what was it for, and then they do all the calling and get the representative of the company that is going to come out. They helped set us up very easily. The technicians that have come out have been very pleasant, and also helped us with the extra things that we needed. The last service we had for our air conditioner was when a wire came loose. At the same time, we needed help with a thermostat, and they had no problem with it. Also, we had two air conditioner units and only one was covered. For a little extra fee, we got the other unit covered. Additionally, any time we had people over, they put on plastic booties to make sure they don’t scratch the floor and mess it up. It was an awesome service. Our experience has been excellent.

    Appliances and repairs are expensive and TotalProtect Home Warranty is an excellent deal to do. I have no problems with the company itself and I'm totally satisfied. I've been happy with TotalProtect and I've even recommended them to several people. I call in a claim and it's very fast, easy, and efficient.     Now, we’ve got another issue with Preferred Plumbing company that’s been flagged out on my account and that they are no longer allowed at our residence. They had put in a hot water heater and they had to put it up to California code so we had to pay extra out of pocket which was fine. But when we told them that we didn’t have any hot water coming through certain areas of the house, they only said it was because of our galvanized pipes and estimated that it’s gonna be about $3,500 to $4,500 dollars to have all our pipes redone. They didn’t bother to come out and see what the problem was. But the pipes didn’t have to be replaced and the problem was in the plumbing itself. Had they taken the time to really look to see what was going on, the problem would have been solved way back.

    Back then TotalProtect said that pipes aren’t covered, and I said, “Okay, fine. And nobody was coming out to check to find out what was going on?" So I talked to a family member about it and he said that he’ll go down. They came down and everything that has original plumbing has hot water coming through with no problem. But we weren’t getting hot water wherever there was new fixtures that had been replaced. I had to boil water to do dishes. So my family member found the clogged parts and cleaned all that out, got a few extra parts that needed to be got, and then I’ve got hot water in the kitchen and everywhere we had new plumbing fixtures put in that Preferred Plumbing should have thought about.

    I just joined Total Protect in July. About a week after my warranty became effective, I had an issue with the air conditioning unit. The service provider - (A-1 Air Conditioning) - that they recommended was unreliable. They only checked the outside unit, and determined it was a freon issue, and said they topped it up. They also suggested that I have 1 of the 2 thermostats in the house replaced, even though there was nothing at all wrong with the thermostat. I insisted that it didn't need to be replaced, but they said I should do it anyway since Total Protect would cover it, and that would help towards any other claims regarding the Air Conditioning unit. I was not happy with this because I knew there was nothing wrong with the thermostat, but I figured they knew what they were doing so I went ahead with it. However, the new thermostat was reading the same exact way as the one they replaced, which proved there was nothing wrong with the original thermostat. Along with that, the issue with the air conditioner had not improved at all - it had not been fixed. After several more calls to Total Protect, and a 3rd visit from A-1 (the 3rd visit)- they determined they could not figure out what the problem is. Then yesterday I called Total Protect again, and asked for another service provider, but they said they could not find another available provider, and they arranged for A-1 to call me back again. This time, A-1 had me on the phone for 50 minutes asking me to try several things with both thermostats, and with the power switches, and also asked me to climb into the attic to see if there was a problem with the unit up there. ***They should have done this themselves on the very 1st visit but they refused to, and now that had me doing it myself! Unbelievable. So, according to them (after me telling them what I saw in the attic on the zone controller), they determined it was a damper issue, which is NOT covered under the warranty. They said they would get back to me in a few minutes to let me know if they could service it, but after a couple of hours they finally called and said they cannot. So, this was the original problem to begin with, and it took almost 3 weeks of phone calls and service calls back and forth before the real issue was finally diagnosed. I had already paid them $125 and they had sent their bill in to Total Protect for adding freon, and replacing the thermostat, when that was never the problem to begin with!
    I ended up calling another service provider on my own yesterday, who was able to come out the same day, and he diagnosed the issue - determining it was the damper motor that needed to be replaced, which he was able to do immediately, and the air conditioning is now finally working properly! But I had to pay him $351 total with tax, which included the visit, the diagnosis, and labor and parts.
    I finally received a call today from a supervisor at Total Protect after waiting for 5 days!!! She was totally unsympathetic to my situation, and did not apologize at all for the bad service. I explained everything to her, and she said they cannot give me the $125 back that I had spent on the initial visit and misdiagnosis. After a lengthy conversation, I decided to cancel my Total Protect Warranty, so she transferred me to Member Services. That rep was very empathetic, and felt bad for what I had gone through, but there was nothing she could do. However, this is the insult added to the injury: She explained that since I had only had the membership for 1 month, if I cancel it now, I would have to pay the service provider all the money that Total Protect had to pay them for their visits, which totaled over $350!!!!!!!!! UNBELIVABLE!!!! They misdiagnosed the problem, causing me extra hardship and no air conditioning for 2.5 weeks, and after having spent additional money to have someone else fix the problem, Total Protect wants to punish me for cancelling the contract with them by making me pay the original service provider for all of their services.. This truly made me sick to hear, and I couldn't believe how callous and cold they are. I was in tears by the end of this call, and I told the rep to go ahead and cancel the warranty, since there is no way I want pay for a service that shows such a lack of concern for the consumer. I told her that Total Protect is making out here, and I'm the total loser. I also let her know that I will NOT be paying the service provider their entire bill, and I don't care if it goes on my credit report.

    This is totally appalling, and they should be investigated. My recommendation to anyone is: DO NOT SIGN UP WITH THIS COMPANY!!!

My fridge stopped working over 30 days ago and we've already been through two HMS contractors, two orders of parts and have a third contractor coming out again to put the new parts into a fridge that clearly cannot be fixed. Their customer service agents are useless, rude and there's no record of any conversations being kept so you have to explain your story every time you call.

    Good luck trying to get in touch with one of their contractors. Everyone over there has a different story every time you call. Simply a pathetic racket of a company that's bordering on criminal fraudulence and scamming customers out of $100 one lousy service call at a time. Glad my seller paid for this joke and not me.     I have friends that have American Home Shield and TotalProtect takes care of way more stuff than American Home Shield does. It is also way cheaper so I'm happy that I have them. I'm in the military so I'm only at my house for two weeks every year so when we get home, usually something's broken and all I do is call the 800 number, tell TotalProtect my issue, then they give me the number of whoever that they go to, and I call those people. Usually, the problem is taken care of at least within the first 48 hours and then I pay the $75 to the person that comes over. Plus, filing a claim was mostly automated and once I get through the automated part, somebody answers the phone, but my interaction with them was usually really brief, to-the-point and is done. It was really quick and my claim was taken care of immediately.

    My last claim, back in June or July, was for our toilet. We bought an older home so the toilet is pretty old and something broke on it. It took two days for the plumber but we have another bathroom so it wasn't a big deal. He fixed it and the work was absolutely perfect because one, we didn't have to buy another toilet and two, the big job took a couple of hours. He finished it that day. For the last three years that I've gone home, I've had to call them every year and I've never had an issue with anything. Everything gets fixed quickly. I absolutely tell everybody who's buying a house about them all the time. TotalProtect is efficient.

    I have had HMS since I bought my home last year. The first time we had to use it was when our A/C wouldn't turn on. They gave us the runaround and the contractor showed up at my home and I was not even there (they told us they wouldn't be able to come until the next day). If my boyfriend had not been there, I don't know that it would have been fixed. We've had two other claims since they're for our water heater and stove and while it is easy to file a claim, getting a contractor on the phone has been a challenge. It is now the middle of August and we are in a heat wave. Our A/C is now broken again for the second time this summer. I submitted a claim on Saturday and the contractor was understandably closed for the weekend.

    I left a message and when I didn't hear back by the time they were open for two hours this morning, I called. No answer. I call HMS to get us assigned to another contractor and the woman told me no. She said to wait until the afternoon and if I hear nothing to call back. I have now been trying to reach not only the contractor, but HMS as well for over an hour. I currently have my office phone and cell phone on hold with HMS because I have been hung up on three times while on hold just to speak to one person.     We’ve had several claims with HMS – from water heaters, to furnace issues, to our air-conditioning. It’s easy to file a claim with them and they are fairly prompt in getting someone out. The vendors they have sent our way have been really good. We’ve had a very positive experience. We really liked the first person they sent out when we had a furnace issue. We do a regular maintenance through them. And when we had a subsequent issue, they allowed me to request them because they are a preferred vendor through HMS. They have been flexible and good to us.

    The exception was with the water heater. And I understand the taking of time, and in needing to make sure that it’s really the water heater, and sending someone to get that portion approved first, and then, ordering a water heater. But when I called the vendor to complain about how long it would take to get someone out, the vendor was stupid enough to tell me that if we chose not to go through HMS and pay for it out of our pocket, we could get same-day service. It didn’t sit really well and the way they approached it to me had me furious. I understand the processes but I was surprised with the vendor making a comment like that to a customer. Other than that, we’ve had a very positive experience.

    Signed up for TotalProtect because it's like an insurance wherein I can get a provider to help me when things break down. A friend recommended it and I've had it for a while. It wasn't hard submitting a claim and getting someone to come out, and their claims reps have been knowledgeable and helpful. But not all of the providers that they had listed are necessarily up to the standard that I require. But they were always willing to allow me to try another provider.

    Most of their technicians have been really good but I had one who was old and infirmed and he didn't even bend his knees. So when he left, I had the same issue that I had before. And because I was busy, I wasn't able to call TotalProtect right back, to know if they would expect me to pay an additional deductible for the service. So I just waited and dealt with it the best I could, and when I called them, I told them that I don't want that guy back. They then gave me someone else who was able to resolve the problem. But still, my experience has been very satisfactory and worthwhile. It did what I wanted it to do and it did save me some money in the long run. That's why I have recommended them to family and friends.

    It has been very easy to submit a claim online with HMS Home Warranty, but it was very difficult to do it over the phone because we were on hold forever. The claims reps were very nice and friendly. Our air conditioner broke during the hot season and since it was over a weekend, we had to get permission from HMS for someone to come out. We got that, but the people that they gave us never called us back. They finally called us after six hours of going back and forth trying to get a hold of someone, and they said they didn't have anybody that could come out and work on that day.

    We had to call HMS back and get another place. It was a pain at first, but they gave us someone else who came the following day. It was great. The technician who came out was very nice and helpful. He had to order another part because he didn't have it on hand, but he came right back out. It was a couple of days when it came in.     My experience has been very good with TotalProtect. I like them because they offer more. They have the preventive maintenance four times a year. It’s part of what I pay monthly. It’s good to have somebody come out and be able to look at my appliances and my heating and cooling without having to stroke a check. When I submit a claim, they also get right back to me and tell me who the contractor would be, to come out and fix whatever I have to have fixed. I call them, make an appointment and everything happens pretty quickly. They're really efficient and fast.

    Our air conditioning broke on one of the hottest days of the year. I called HMS to get a claim number and contractor. The contractor they gave me didn't service my area, so I called HMS back for another one. The new contractor they gave me is reluctant to schedule an appointment and won't confirm whether he has our claim paperwork. I asked him to speak with someone else and he said that if we haven't heard from someone by now, we'd need to call the home warranty to have our claim reassigned.

    I called HMS back to get yet ANOTHER contractor and they are telling me that since there is a contractor that services our area we have to go with them. I explained that the contractor told me that he won't schedule an appointment and asked to get approval to use our own contractor and they refused. I've given up and will suck up the fact that we'll have to pay for the AC repair without the home warranty since they are totally useless. We will NOT be renewing our warranty agreement!

    I work in a real estate office and we sell HMS Home Warranty all the time. I'm on my third year having them and I've been pleased so far. I usually submit claims over the phone because I ask them to select a particular contractor. The experience has been fine and we haven't had a problem. A couple of the claims has had a particularly long wait period, like 15 or 20 minutes, but they’re fine once they got through. I also have a rep that I can call because they’re someone I work with in the business.

    The claims representatives have been helpful and they usually can get me whoever I ask for to come out if I make a special request. Because working as I do, I know who I want to service my unit and all the things I prefer and it works fine. I had a broken water pipe in my kitchen and HMS sent someone out on the same day that I called. The technician from MRC Plumbing & Heating was great. He showed up on time and took care of the problem. The quality of the work performed was first-rate. I definitely recommend HMS all the time.

    I had another warranty provider before, and when I refinanced the house, they selected TotalProtect. In my last experience with them, they said that somebody will call me in a few hours. However, the person didn't call me because he got tied up with another project, and I was upset because it was an emergency. They came early the next day, though, so it wasn't a problem. I had to get my HVAC checked because I had my alarm system updated. The tech was here in less than an hour and he got to fix it. Overall, I'm satisfied with TotalProtect.     I would not recommend anyone ever use this company. Our a/c unit went out about 5 weeks ago. We had the company we use to service our unit come and they said the compressor was bad (12 years old) and the unit needed to be replaced. I called HMS and they require you to use their technicians, which we complied with. Their technician came out - twice - and insisted that our unit was fine and nothing needed to be repaired or replaced. Our a/c bill for 2 months has been twice as much as it typically is in summer, the unit runs all the time, and it never really cools the upstairs.

    Then....last night we found that something caused water to go into the pan at the back of the unit and it spilled over and we now have water damage on 2 walls and ceiling in the room below. We called HMS today and they still refuse to fix our unit and says the water damage is not their responsibility even though it is coming from the unit that they have refused to fix. We are contacting a lawyer regarding this situation - they took our money for the warranty but continue to refuse to fix something that is supposed to be under warranty. They are a company of dishonest people and use technicians that are not reputable.

    When I bought my house, the mortgage company I went through hooked me up with HMS Home Warranty for the first year and then I continued with them. Submitting a claim has been very easy. I called and told them what the issue was. They gave me a claim number and a company to contact and then within a couple of days, someone is here at the house. We had a couple of different claims.     My appliances were getting old and I figured that I will be getting a lot of repair bills (and I was right), so I signed up with TotalProtect. Their claims process was easy. I've had to fix the dishwasher, the refrigerator, the stove, the air conditioning and the plumbing. I have them come out for everything and most of the time, it goes A-okay. When the dishwasher wasn't working, I had to call back the guy who came to do the repair because we got the wrong part for the dishwasher and we had to text someone who knew what the right part was and it worked.     I do not recommend HMS Home Warranty. I filed a simple claim about my shower. The piece fell apart, I started the claims process. After a $100 dollar deductible, the plumber said HMS denied my claim because the part was installed incorrectly. My argument is that the part passed the home inspection, and worked fine the past 10 months. It may be the plumber's opinion it was installed incorrectly. It was installed before I bought the home, but to deny a claim for less than the price of the warranty premium is silly.

    Now I'm paying $339 dollars out of pocket for repairs, still less than the cost of the warranty, and when I call to cancel the warranty for a refund, I am routed in circles and put on hold for 20 minute periods. Customer service says I need to talk to retention, retention said they do not work for HMS and I have to talk to member services. Member services says I have to talk retention. Back and forth in circles like this. It's an absolute joke. Save your money, do not buy HMS.

And then, a little flyer came in with my mortgage statement about TotalProtect Gold and since I had a prior negative experience with AHS, I decided to utilize TotalProtect for the second year.     I do not understand how this company has a high rating on this site. HMS has been a disappointment. We have had a few service claims during our year of warranty with this company, and nearly all of them have been a frustrating and slow experience. In February 2016 we had a broken water heater. This coincided with a sick toddler who could not take a warm bath or shower for three days. We were passed among various companies who would not respond to calls or who claimed we never set up a service date. This was finally resolved, but with such a headache. We currently have a poorly functioning A/C unit, and it has been three days of back and forth emails, long on-hold phone calls, etc.. with no resolution.

    This company needs two things - more staff, for effective communication, and better contractors. Many of the companies they contract with in our area have no website and a staff of two people. This makes it impossible for them to meet the needs of the customers. I do not recommend HMS as a home warranty company. Check their facebook page and you will see many similar comments. Just have to add that the last time I called the customer service line, they told me that my contract had been canceled. When I clarified that no, it was still active, they had to do some "checking." I'm not sure what is going on with this company, but it is not good.

    Our A/C unit went out two days after our warranty was in effect. Called Solar Mechanical Works as my claim told me to. They had an un professional lay person come and diagnose the issue with a screw driver in hand, as a broken compressor because of free-on leakage. The cost would be nearly $2,000. He took my $125.00 and did not leave a receipt of any kind. TotalProtect refused to cover it because they said the leakage was a pre exsisting condition.

    We called another company, they came out with testing equipment and said there was NO free-on leakage and the compressor was working just fine. All it was was a broken wire that was replaced for $138.00 including labor!!!!!!!

    TotalProtect is an ethical company. They do what they say they will. When our oven went out, I called and they had someone come out and take a look at the oven. It was determined that it could not be repaired. It cost me $75 for the service call. Since it could not be repaired, TotalProtect got back with me and told me that my options were either they'll give me $500 or they'll replace the oven. I told them to replace the oven, and they did. The technicians they sent were very professional. The oven with that size was no longer available, so we had to get a different size. In doing so, we ended up having to do a bit of cabinet work, but it was certainly not their fault.

    Additionally, TotalProtect replaced a large air conditioning unit for us. I had a second one and I was concerned that they may not be so responsive to it because they've already replaced one very big unit, so I went with Choice Home Warranty, and I absolutely was unimpressed with them. Our hot water heater had a leak, and they refuse to cover it. They said they don't cover the tank, so at that point I discontinued them. They were very arrogant, and I never received that kind of attitude from TotalProtect. I am back with TotalProtect and in fact, all three of my properties are with them now.

    After paying claims for many years (12+) and one minor claim filed, I called Total Protect to see why my air was not cooling. They sent someone who added coolant and cleaned the coils (which I had to pay extra for). The air was still not cooling below 78 degrees and they came a second time, adding more coolant. When I called the company to complain my unit was not fixed, I was told I would have to pay another deductible. When asked why (for the same problem) I was told to talk with the AC guy to who came out. I called, phone went to voice mail; I left a message. After calling 3 other times and leaving messages, I am still waiting for him to call back. I called the insurance again and asked for a supervisor and was told someone would call in 24 hours. After a week I called again and now two weeks later, I'm still waiting. I have cancelled my contract and will tell anyone who will listen, not to contract with Total Protect. They will not return phone calls or give any kind of response . Worse company I have ever dealt with.

    I signed up for this Warranty in February. We filed our FIRST claim on July 29th, 2016 and as of today August 5, 2016, an entire week later, we have not had our AC unit serviced. They sent me 4 companies that do not service our zip code, and 2 companies that do not service our type of AC unit. EVERY time I had to call their number back with wait times EVERY time at 45 minutes. Many were closer to an hour. They never returned my calls as I asked, and although I filed claims online, all I got was a form response email back. I have canceled my service.     My condenser/compressor was serviced on 7/25/16 by Advance A/C and left operating with the caveat that it could fail at any time. One hour later it failed. Here it is 8/3/16 and I have no idea when it will be repaired. After days of "research" I was informed by Total Protect customer service that the replacement parts would ship and arrive on the 29th. Then I was informed it would arrive on 8/1/16. I'm still waiting, have bought two room a/c to survive.

    1. Total Protect declined to buy the replacement parts from Advance to save its money.
    2. Total Protect purchased the parts from Lennox, probably in Florida, to save its money.
    3. Total Protect must have paid to have the parts shipped via slow boat to China.

    4. Total Protect protects only itself.

    It would have been less costly and more efficient for self insuring my own repairs.

    Called and tried the online service and i was instructed to call the HVAC company, I did and I guy, who was rude said the the total protect had to call them and then he would call me back. I called Total Protect back, waited about 25 minutes to talk to a human and then they gave em another HVAC company on Monday evening and said I would be getting a call. Well it is now Wednesday and I have not received a call from the HVAC company they provided or a follow up call from Total Protect. Right now they have very poor customer service all around and I am working outside my home warranty to to minimize the discomfort to my family to fix my HVAC issue. As I write this review, Total Protect will not be getting any positive feedback or referrals from me and I will be letting anyone who asks, the truth about the service I have received from total protect up to this point and will start shopping for another service provider that offers better customer service and actually follows up with their customers.

    As part of the contract to purchase my house, I wanted a 1 year home warranty. The seller purchased the warranty with HMS Home Warranty. The first time I tried using the central air, just about 3 months into the purchase of the house, I found out that it didn't work. I called HMS customer service to file a claim. I waited on the phone for over 30 minutes and could not get a hold of anyone so I filed the claim over the phone and received a claim number. They said they would be in contact with me.

    I waited a week and finally called back. After waiting for over 40 minutes I finally got to speak to a person. They seemed surprised no local service provider had contacted me to schedule an appointment. They contacted a local service provider and someone then came out to service my air conditioner unit. Ok, so far, that's not so bad.

    About a month later, I had a sewer backup in my basement. I called HMS to file a claim. After waiting about 30 minutes, I finally got a hold of someone. They opened a claim for me and provided me with the name of a local plumbing company. I called the company and was informed they do not service sewer drains. I called HMS back and this time had to wait for 45 minutes to talk to someone. This time, they gave me a different local plumbing company. I called that company and AGAIN was informed they don't service sewer drains!

    I then called HMS customer service back for a third time, again waiting for over 30 minutes to talk someone. They told me, they would contact a local service provider and call me back within 24 hours! I waited the 36 hours and no call back! I tried calling them again but did not have time to wait. Now mind you, this is a sewer backup. No-one in the house was able to was the water and the smell was getting really bad! So I contacted a local company myself. They were there within the hour and cleaned out the blocked drain. Oh and by the way, I never heard back from HMS!

    This isn't my first home warranty. I had one with a house prior to this one and I never had these problems! I never had to wait over 30 minutes on the phone to talk to someone and file a claim and I never had to call in multiple times because the home warranty company couldn't do their job and get me in contact with a local service provider who could help me! I would NEVER recommend HMS Home Warranty to anyone! Their customer service is incompetent and unsatisfactory! So please BEWARE! If you are in the market for a home warranty company, go somewhere else. There are good ones out there, just not HMS!

    I referred to the documentation I have at house closing and used the phone number to call and submit the claim with HMS Home Warranty. It was a plumbing issue and the rep I talked to was fantastic. She did a really nice job in both taking and doing follow up steps because I ended up involving two contractors. The first contractor was able to accomplish one of the tasks but was not qualified to accomplish the second which is why the second contractor was needed to accomplish the second task.

    HMS is great until you actually require some repairs/replacements - then the nightmare begins. Like many, this warranty was sold to me when I purchased my home. I have carried it for almost 4 years with no problems, as I haven't really used it until now. My AC went out a few weeks ago and I called to place my claim. The claims process itself is very easy, as it's all online and within minutes you have the number for a service tech in your area to call and schedule an appointment.

    The service tech that was sent out by HMS was hardly someone I would want to work on my unit but he did the service check, reported back to HMS what he found and after that disappeared. HMS nor I have been able to reach this service tech for the past week and after 2 weeks at 100+ temps in my area I think the issue of sending another service tech should have already been addressed. I make daily calls of 1 hour+ to speak to someone at HMS who always gives me the same response, they are waiting for the service tech.

    I honestly feel bad for the employees because they clearly have minimal knowledge and I'm sure have to deal with a lot of upset customers daily. I was told last Friday that if the service tech did not pick up the parts and schedule an appointment with me by this Monday (TODAY), that another service tech would be assigned. But here we are Monday, I have heard nothing yet again from the service tech, spent another hour on the phone with HMS and supposedly I might have repairs done by Friday although the service tech has yet to call and make an appointment with me so it's very hard to believe. Worst part is I call the service tech myself and I can tell he's on the other line but he won't even pick up! Just spare yourself the headache and deal with repairs yourself. I for one will definitely not be renewing my policy after what I have experienced these past 3 weeks.

    My realtor bought HMS Home Warranty for me when I purchased my house. He has HMS himself, and said that it is reliable. He told me not to let it lapse over, so I renew it every year. I usually call over the phone to submit claims. When the claims reps can't answer some of my questions, they usually give me to a manager. A couple of times, they couldn't come out because it's a weekend but once Monday came, they gave me the number to call, and the people called me and came in right away. Also, if I have a problem that will take a while longer, they always notify me and tell me to give them a callback if the technicians don’t come within so many hours or days. It happened one time, so I gave them a callback, and they called somebody else from a different company who came out right away.

    The latest claim I submitted was for the garbage disposal. The technician was excellent but he couldn’t fix it. He said that it was too damaged and I needed a replacement. He called HMS who then commissioned the replacement of the entire thing, and he fixed the garbage disposal the same day. After he put it in, I paid my $100 deductible. He was in and out within three hours.

    The quality of their work has been good. Sometimes an upgrade is a basic grade, which I don't like, but if I ask permission to go a higher grade, I just pay the difference so it's easy. I had my sump pump done and it went out again after a year, so I called HMS again and a guy came out. I asked him about the upgrade. He said the other part was pricey. He put one with warranty parts on it and I paid the difference, so it worked out fine. The sump pump is less noisy after he came out and he also fixed the leak.

    HMS is good and I'd renew again. I like that when something breaks, I call the given number, and they come out and fix it. It doesn't take weeks and their guys always get in within four days, and if it goes longer, I waited a while. If it was an air conditioner issue or something that they knew I might need right away, they would come right away. If it’s something minor, I can schedule it in two weeks. I'd recommend them. In fact, one of my co-workers just bought a house. He asked me about my home warranty, and they then got HMS Home Warranty, too.

    My water heater went out and a serviceman was called out to assess the problem and I was told that I needed a new water heater. The serviceman turned off my water to the heater and stated that he had left the cold water on all over the house however the showers were not working, and we wanted to take showers since it was on and about 100* degrees out side. I called and did not get an response from them for six days until the water heater was fixed and they charged me $801 and wanted to charge $70 to take the old heater away. I wanted to charge the price to my credit card but was told I'd be charge $22. I am on a fixed income and had to pay with a check that has all my other bills to total up for the month. I could not get any satisfaction from the management to accept my calls with complaints. If the cost is over a certain amount you will have to pay out of pocket. That is not on the contract nor is paying with credit card is on the contract. I feel the contract is not valid on many things. I paid the service call for $75 plus monthly charge of $47.

    I'm happy with HMS Home Warranty. The service is valuable and sufficient and performed well enough that I renewed my contract with them. For the most part, the repairs have been done correctly. However, I was shocked at finding that something wasn’t covered in the first year that I had thought was. The process of filing a claim is relatively easy. The work performed is very good, but it takes a very long time between the claim filing to when the work gets performed or when someone can do it.

    I have no problem with any of the phone representatives that I dealt with. They’ve all been polite. even when they had to deliver me some news that I’ve been very upset with, they’ve always been proper. Sometimes, it’s extremely difficult to get a repair done quickly when it was necessary, such as the emergency I had when my furnace failed in a 4-degree weather. It took almost two weeks to get an authorization to replace it. We were lucky that the temperature went above freezing. Other than that, the person who performed the work did a very nice job.

    Have had the warranty for less than 2 years with a faucet claim which after 3 visits it was replace and a fan light which was fixed. On May 18,2016 called because my thermostat for the Air and Heat quit working the company sent a company to fix it....a loose wire was the culprit and then July 1st. it happened again at 2:30PM I called Total Protect and they told me to call the same co. that serviced it before and nobody ever called me back after leaving 3 messages on that day then called again the week after and no anwer......the following week I called Total Protect and they said they will call the same Air and Heat co. that serviced before and nobody called me back from either Total Protect or the Air and Heat co. By the way the Air and Heat company has never called me back even though I left countless messages I again called and fed up with it told them cancel my warranty since I am not getting any service from you. Immediately a lady name Latoya from the Quality Assurance department called back and said don't cancel we want you happy and I will call them myself and nothing happened for about 5 days then a lady name Lisa called Saturday 16th at 11AM and said, we want happy customers I will take care of the problem and nothing happened. So I called the 25th of Jul;y, 2016 after battling these problems for so long and all I said was cancel my warranty retroactive as of July 1st since I have been calling you for 25 days and I have gotten no service. Well today Friday 29th I called to make sure they cancelled the policy retroactive and they told me we can not refund your money retroactive to July 1st. What a fraud this company is no service after 25 days and they said no, we don't refund the money.........

    My 23 year old AC was giving trouble. Every technician with (4) different AC repair companies indicated the unit was shot and needed to be replaced. In a (3) week period I had (3) repairs required. When I spoke to Total Protect, I was told that as long as they could obtain repair parts, they would not replace the unit. I was paying the deductible every time they came out for repairs. Total Protect is a ripoff. When you need a new unit, forget it. Just keep paying the deductible, swelter in the heat or freeze until repair techs show up, etc,

    Plus be aware. There are temperature guides they use for weekend service. It has to be below 40 degrees or above 90 degrees before they will pay for emergency service. Finally, the Total protect customer service guy was rude and non accomodating. I finally paid tho get the unit replaced.

    HMS motto is "IT IS OUR GOAL TO PROVIDE YOU WITH SUPERIOR CUSTOMER SERVICE". THIS IS SO NOT TRUE!!! I TOTALLY FRUSTRATED. I called in my HMS claim yesterday. Wait was over 10 min. Got a claim number and plumbing company phone number. Plumber came out. Asked for my $100 deductible before any work had started (told this when I made my first call to them, as well). The plumber removed my garbage disposal because it was all clogged up. My disposal was left on the shelf under the sink because they had to LEAVE my home to report their diagnosis to HMS.

    I never heard from them for the rest of the day yesterday. I called the plumber this morning. He said someone would be out today. That was around 8:00 am this morning. It's now 4:15 pm and no one has called or shown up. I had been calling HMS all day long, several times, in fact, and each time I was placed on hold for over 20 minutes and still no one in customer service took me off "hold" to help me. The plumber did not answer calls all day. I was just able to leave a message. I called their after hours number and Verizon said the number was incorrect. I tried to call a few more times and it was the same message.

    I tried two different phone numbers for them, one was even on the invoice. I tried to go online, but all they show is where to file a NEW claim. I couldn't find how to "CONTACT US" about an EXISTING CLAIM anywhere, so I just put my message on the website feedback tab and asked them to forward it. So now, I can't reach HMS. I can't reach the plumber. They have my $100 deductible. I have no working dishwasher, no garbage disposal and my sink can't be used. "IT IS OUR GOAL TO PROVIDE YOU WITH SUPERIOR CUSTOMER SERVICE". I DON'T THINK SO!!! HMS needs to dump the company that takes their calls for service.

    Our air conditioner wasn't keeping it cool. The HMS online system wasn't working when my husband tried to submit a claim yesterday. So he called and was on hold for 45 minutes before he successfully opened a claim. We generally wait more than 20 minutes but as long as we can do it online, which is how we typically file, it's easy to submit a claim.

    The contractor called and said he'd be there within the hour. My mom said he was very thorough. He went upstairs into the attic where the unit was and he worked outside as well. There was a cross pipe but he said that wouldn't be contributing to why it wasn't cooling but he replaced that anyway because it's leaking some water. And then, he charged it and gave it Freon too. He said that there wasn't anything else he could do because it was an old unit and he didn't think that the things that he did today would change the cooling capacity. My husband called HMS and the person that he spoke with said that they haven't received the report yet from the service person and that it would be reviewed when they receive it. So they couldn't give any information on what's going to happen with the claim but they said that it's not a mechanical failure, so they won't do anything.

    I have been trying for 2 days to get a return call for someone to come out and repair the air condition in a rental home. I have made 5 calls, atleast 30-45 minute hold times each time I call before I get a live person, only to be told they are still working on trying to find someone to come out and service my unit? They said they have called 7 companies to service and they said none are available or wont come out to service my unit due to me not being in there service area. Well they are contacting companies that are 1 hr to 2 hours from my house. I am not in a rural area and my question is, why dont they have more service providers in the Richmond area? Richmond is not a small city, this makes no sense to me? They are contacting service companies in Newport News? Finally, when I do get a hold of someone this morning, he told ME to call someone and line up service on my own but before they do anything, I have to call in and get it authorized once its diagnosed...Well I told him that if I have to wait on the phone for 45 minutes before I get a live person to get this authorized, no dealer is going to wait for that to be done or his clock is going to be ticking but everyone is on such a quick turnaround because of the hot weather, they will not wait around for an hour before they can start working. Also, my question to the customer service person was, "what happens if the repair is more than what you normally pay out"? Who makes up the difference, ME?? He could not answer that....so I asked to speak to a supervisor and he got very belligerent with me. Telling me that I didnt need to speak with one because hes answered all my questions, when I kept insisting, he finally went away from the phone - no hold on, no let me try someone, nothing...I was in the middle of talking and he just left the conversation, I thought he had hung up? I held the phone for about 2-3 minutes and he came back on and I first told him, that if he was going to put me on hold, he should have said that, not just go away in the middle of me speaking...He then said someone would call me back in less than 15 minutes, well I knew that wasnt going to happen, he just wanted me off the phone. So 2 hours later, Im writing this review because I still HAVE NOT received a call, have no one scheduled to come out to my house or have no questions answered!!! I pay a monthly fee, have for 6 years now and this is the lack of customer service that I get....VERY VERY UNHAPPY CUSTOMER and would never, ever refer this company..PERIOD!! I will be putting this same review on several websites to get my point across!

    I have had this home warranty company for a number of years. They have consistently sent incompetent service providers who only want to collect the deductible without diagnosing the problem. Appliance repairs can take over a month or more and often takes weeks to connect with those service providers who are assigned to you.

    I have contacted the customer service line at Total Protect to ask for help and they are always making excuses for not following through and for leaving outstanding issues for extended periods of time. Only want to collect another deductible and assign to someone else by telling me I have waited too long to try to rectify the problem.

    Going to cancel this provider and go with someone else as I have tried to give them every opportunity to improve the customer experience but I don't feel they need my money any more. Be careful and research your home warranty companies thoroughly.

    I would never ever recommend Total Protect for your home warranty. The first and only time I tried to use them they sent out a/c people who spent about 5 min looking at my system saying they checked everything and my problem was a breaker. So then they send out some electrain that was so im

    nexperience that he called total protect and told them the breaker was installed incorrect and it look like something had been changed. So Total Protect calls me and says they will not pay the claim. This is when i found out what the service man said. I explained to them nothing has ever been changed as it was put in but the home builder when the house was built and would show the service man around to the other houses but when i look out the service guy was gone. Never came in to say anything. So I said i want to cancel the warranty and want my refund since they did not do thier job. But three weeks later I was told they had to pay a claim so they would not refund me anything. So i spent 5 months of payments plus a 100. fee to the a/c guys who spent about 5 min to get nothing done. I have discover that Total Protect only wants your money and works with contractors that are not very good. You can count on them keeping you waiting 5 or 6 days just to get the service people out. And if you enjoy being put on hold for at least 20 min then you will like Total Protect. I would really watch out if you get tricked into going with this company as they are not nice to deal with. I would be careful of the positive response you see on this company as i would not be suprise if the company did not plant these.

    When I bought my home, the previous owner had HMS Home Warranty, and I took over the policy. Submitting a claim is pretty easy. I call and tell them what's wrong, and they tell me to make sure I have my deductible. Their claims representatives give me what I need, and we usually have less than a 5-minute conversation. Then, within a day or two, a person comes out. The technicians they've sent have all been helpful and friendly. They maintain what I have, fix what they need to fix, and the quality of their work is good.

    However, I'm about to look for another company because I've found two other places that offer the same thing, with the same deductible, at $100 cheaper. Also, I've been with HMS for 9 years and they've never offered me a discount. In fact, I 've only used them five times in nine years. At this point, they never called to try and say they can get my premium lowered or did anything to retain me as a customer. It's not a bad service, but it's not great either. They don't really do what they need to do with their customers.

    I made three service calls on my dishwasher in the past 6 months, (the last I canceled along with my contract).
    The first tech. that came out said I needed a new dishwasher, he was overridden and a second tech came out and ordered parts. Please note it takes at least a week for the Tech to show up, another week for the parts, then possible another week for the Tech to come back and install the parts.
    Six months at $41 a month, plus $65 deductible each service trip equals about $440.00.
    I just bought a new dishwasher for $443.00.
    But the actual cost was $883.00!!!

    I did cancel the last service call so you can deduct $65 from the cost.

Sometimes, they give me suggestions of what I can do first before sending someone out, but normally, they will connect me to or give me the information of a company.     Beware consumer, this is a rip off. Total Protect has been serving my HVAC unit for over 12 moths with various contractors and still does not work properly. We have paid multiple deductibles to these companies as well as expenses that were not covered for some bogus reasons that amount over $4K, as well as the monthly payment to Total Protect. We listed our house for sale in May, got a contract but lost it because during the home inspection the AC unit was frozen and leaking. TP was contacted and it is now July 24th, the AC unit still not working, we lost the contract and because of the leaking of the unit (it is in the attic of a bedroom), the ceiling is caving in, water saturated our carpets and ceilings all the way to the basement and mold is growing. We requested our case be escalated to a supervisor, waste of time. She said she would contact last AC company and advise. We have left messages for her for 2 weeks, no response. We contacted the last HVAC company that worked on house and went out to inspect water leak, GSSN Heating & Cooling (terrible company) but they accept no responsibility for their poor workmanship and blame Total Protect because the parts came from them. DO NOT USE THESE COMPANIES. Our house is now temporarily off the market, missing the Spring market to sell, until the repairs are complete. This will require us to put $$ out of pocket for HVAC repair, dry wall repair and new carpeting as well as ensuring the mold issue is taken care of. This was sent to ABC NEWS with photos and videos.

    HMS is supposed to give you peace of mind if you have an appliance that breaks, but instead, it makes you very anxious and worried if you ever have to call them. Why? Because they make you stay on hold for at least an hour or so, while listening to them repeat hundreds of time that "due to the unusual call volume, blah, blah..." It looks like it is always unusual for them to receive calls from members that need assistance! They never pick up! If it is high season, why they don't hire more people to answer the freaking phone??

    When they do, they give you the phone number of a contractor for YOU to call and schedule your own appointment. But the contractor never answers or call you back. Then you have to call them again (and wait another 2 hours) and ask for another service company and goes on and on. It is easier to just find a contractor online without having to pay an annual (high) fee plus $100 (which all contractors charge regardless). Be aware, you are in bad hands!

    I own my home about 18 years and HMS Home Warranty has been my home warranty company for years. I'm happy with the company and I don't have any issues. They respond to all my needs over the years. I had absolutely no problem whenever I submit a claim, which I do pretty much over the phone. The claims reps are always excellent and if it's something that I am not getting with the service tech and I call in, they will pick up the phone and make that call for me to see what's going on, or they will get someone else. I never had a problem that was never fixed when I called.

    My most recent one was about an AC not cooling down. I was out of AC for a day and when I called in, I got serviced the next day. The tech who went fix it was great. He came in on time, took care exactly what he needed to do, got it fixed while showing me what's going on, and left afterwards. I haven't had an issue since so the fix was very good.     When I bought my house which was an older house in 2009, the seller included HMS Warranty as a perk of the purchase. Their claim process was excellent but this particular experience was horrible and other things went wrong. The company that fixed my AC took 13 days to do it. Two of the days were over 100 degrees, and the other days 90 degrees or higher. I felt that this amount of time to fix the AC was unacceptable. I don't know what the typical turnaround time in fixing the AC is but this company was highly rated on the internet and didn't appear to have problems. It was obvious that the guy who did the repair was completely overworked and has not had a day off in so long. I don't know if it's just a shortage of contractors in my area but I felt that HMS should have been able to come up with an alternate.

    It had already been ten days so I called HMS and had to wait on the phone for more than 17 minutes and was kicked into voicemail. That's when I clicked on one response and it kicked me out of the voicemail. I had to wait again for 27 minutes this time and finally had someone call me back but she only left a voicemail. I called the number she had given me but it kicked me back to that same initial voicemail rather than to a human being. On the literature for HMS, it says right in the beginning that they will help us and we don't have to go through this process but there are downsides. They are picking the product and we don't get to pick it. The AC that they replaced mine with was okay. It's the same size and type of AC I had before but it struggled greatly on really hot days. It sometimes still might be 77 degrees when I've set it to 70 but can't seem to get it down cool enough.

    When the technician finally made the repair, he didn't connect the PCV tubing properly. Five gallons of water dripped into the bucket we had under. There was water on the floor initially and it started seeping in the wall. I don't if this is normal but it seems to be a lot of water that drains. So, we connected the stuff that he didn't connect properly. I tried to call him, but got absolutely no response. I also asked for a copy of the receipt and he said he'd email it to me but I didn't get it. I called him the next day but I still haven't gotten it.

    I'm seriously rethinking if I want to re-up. I don't see the worth of it for they're not doing what they're saying they will do. Even though the issue got fixed, the piping wasn't done properly. It makes me wonder what else was not done properly. The AC is working, so I can't complain. And the guy who fixed it left his van parked on my grass and running for four hours, so the AC could be on and he can take a break occasionally. It was super hot but that's harmful to my grass and he could have just parked on the pavement like our cars were parked.

    The whole experience wasn't great. I've never had an AC repair, so I don't know what the usual is. 13 days is too long. Maybe their contractors don't care so much but if they are that overworked, they just need to hire more people. I felt like HMS didn't help. They should have given me some option to fix the problem. I referred it to them that it hasn't fixed yet. They were so much more professional before. I don't think this warranty is worth buying because the consumer can't pick the company and can't have an alternate if the company is a bad company. HMS was totally unresponsive so I was really frustrated.

    There were some things that HMS did right. They immediately assigned the vendor who immediately called back and looked at it for the first contact. The immediate stuff was great and the fact that they made the payment easy. The other thing that I really hated about the contractor is that every time they come out and they want their $100 deductible and never take a credit card, it always has to be a check. Also, when the time came to pay the actual payment they said they only put 1,000 of it on one credit card card and I need a second credit and had to give him a second credit card which has a higher interest rate. That wasn't professional. They should be able to put it on one card and they should be able to accept checks. So the way they handle finances makes it difficult on me.

    I always think it's a good idea to have a home warranty, and I got HMS Home Warranty because it seemed like their coverage is better for me. I'd like to keep it for three to five years. I had a problem with my AC so I called HMS and they responded within a day or so. This was the first time that I had dealt with them and it's probably been the easiest that I've ever had. The claims representatives were very helpful and good about giving me the right people to talk to. When the tech got here, he looked at what was wrong and did the service. It took him about maybe an hour or two and everything is exactly like it's supposed to. I've used people who are more well-known in the area but the technician, a local guy and I've never used him before, did a good job. I'm selling my other house in Richmond and I've recommended HMS to the buyers.
