    Updated on 07/25/2020: This is a follow-up to my review on July 3. On July 6, I received a call from a number I didn’t recognize, the heavily-accented man said my name and asked me for my full name. I asked him who he was and he refused to tell me so I hung up. This happened a second time then I blocked the number. I don’t give information to unknown people over the phone. Later the same day, I contacted PHH suspecting it might have been them trying to contact me. It was and I was told that was SOP for their customer service. This time I was told I would receive a check or the missing home owner’s insurance policy payment that was supposedly sent on April 27 would be again (third attempt according to PHH reps) sent to my insurance company (USAA).

    On July 23, I made another call since none of the options above occurred. I spoke with Tyler (who I believe was the first person that told me about the “glitch”) and I explained very clearly that this needed to be resolved. She told me she would have to run a trace on the check to make sure it wasn’t sent/cleared at my bank. I told her I can provide proof but she insisted she had to do it from her end. I told her she should have done that last month. Beginning Monday, I will be calling PHH every day until this is resolved.

    Original Review: I’ve been lied to about where my homeowners insurance payment went. My account (I have no idea what my account number is, btw) shows $1294.17 leaving my escrow account on 27 April but not where the money went. I called PHH on 10 June when I checked my bank/insurance company (USAA) and noticed the payment never posted. In fear of losing my homeowners insurance, I needed answers. The PHH employee told me they had just discovered the problem a few days before and were working on it. She assured me my bank was aware of it. I didn’t trust her and called USAA and after speaking with a few different departments, they had no idea what I was talking about. They did set up automatic payments for my homeowners insurance since PHH couldn’t be trusted to make my payment. Now, over 2 months later, my insurance hasn’t been paid and $1294.17 is missing from my escrow account.

    I have a 2nd mortgage with PHH due it was transferred to them from another company. I sent my normal payment in May 2020. They returned it. I called and was told that the loan matured 11/19 and they don't accept payments on matured loans even though they have been getting payments up until May and posting them. I called several times, was hung up on several times. Was told that they would refinance, which was false. Then they had me to send in a loan modification application. I have a letter stating the application was received.

    Since then, they have reported my loan 30 days past due even though I have tried to make 2 payments with them over the phone. Now, it is about to go 60 days past due because according to them, they don't accept payments on a matured loan. Oh, and still no status on the loan modification request. Just spoke to someone and was told that a supervisor will call me back within 24-48 hours. I'm about to involve an attorney.

    This has to be the worst mortgage company that I have ever had to deal with in my life. They have at least 5 to 6 different customer service numbers and when you call you can't speak to anyone on the phone. They claim because of COV-19 they can't pick up the phone. Every other mortgage company that I have mortgages with, their customer service is available to help their customers. PHH charge me two months of mortgage in a ten days span. There is no one for me to speak to fix this issue. I am definitely going to refinance my mortgage. I don't really care if I even get a high interest rate with a new mortgage company. PHH should not be allow to be in business. They are absolutely GARBAGE and a waste of people time. I don't understand why OCWEN sold my mortgage to this useless company.

    Where to begin. Our mortgage got transferred to PHH by our former lenders and it has been nothing but trouble, unprocessed payments, website failures, charges, charges, charges ever since. Every month I have to call them with something because payments haven't gone through.

    1. The website is terrible - I process payments on there, it tells me it's gone through - nothing comes out of my account. I am repeatedly told I used the wrong account number (I didn't - checked it with the call handler).
    2. I call to pay online and am informed I'm to be charged $17 for the privilege.
    3. Autopay, which we've attempted to enroll in every month - and have been told we're enrolled - has failed us every month, resulting in charges.

    4. Trying to get to speak to someone not in the call center and in a position of management that can make a decision on these matters is an impossibility. I get routed to an automatic payment service and give up

    Level of service is intolerable in the 21st century. Please look elsewhere for competent mortgage services

    My name is Nawroz ** living in my current house in Chantilly, VA for over 13 years now. My loan was from OCWEN till about 2 years ago when they merged with PHH and became PHH Mortgage. For those 13 years I never delayed a single payment, in fact most of the time I sent some extra towards the principal. For the last almost six months NIGHTMARES started. When I sent a payment early, PHH put in the principal then asked me that my monthly was late, sending me a letter, charging me penalty.... I called them (btw good luck with that) and after being on the phone for over half an hour they fixed the issue.

    All the sudden I get a letter again and go back to square one. I will keep it short, it was one of my biggest disappointment in my whole life. Now I am in a process to refinance and get out of this mess. But PLEASE deal with The other people better and be professional, responsive and fair. Don’t charge people extra money. Again, when it was OCWEN for the first 11 years, never had an issue. But when it became PHH, it really went down south and became my nightmare. Thank you.

    So I got approved for a refi. We paid an appraiser. After he was done the paperwork got sent to the underwriter and then it’s like everything stopped. I email every other day and response is nothing yet and I finally called and ask for a manager through another agent and then an agent emailed and it took 5 days to finally talk to her for some reason she wasn’t. Calling me I called 4 times. And when she called me she is not even a manager she is trying to find out what the hold up is. It seems like no one knows what is going on. Everyone is nice but I need action not nice. My Neighbor got his done in 2 weeks and my brother in 3 and the other Refis I’ve done in the past have been under a month. So that’s all. Thank you for letting me rant.

    Have been trying to get them to issue a payoff quote so my refinance can close and I can get away from PHH Mortgage but they continue to say "sorry" and refuse to issue the payoff amount. They don't want to lose accounts so they trap you and lock you in and there is no escape. Stay far away from this operation.

    My home loan was transferred to PHH and I was never given my account number for my account. When I contacted PHH in February 2020 to inquire as to my account number so I can create an account in order to get my year end tax statements I was told I would be sent an email with this information. To date I have not received any correspondence. With the tax deadline approaching fast I cannot continue to wait. I am currently serving overseas which makes it difficult to contact PHH. In addition I have not received any year end statements on my account.

    Somehow out mortgage jumped up $500 more per month starting in April. So in March, we asked to modify our home mortgage back to the original or lower monthly payment. Filled out all they asked us to do, but every few weeks, they need something else. Still haven't resolved this process of modifying my mortgage. Unbelievable.

    I was approved for a loan modification the end of 2019. I waited several months to get the final paperwork to sign. I have been making payments since Dec. 2019. I received the paperwork in Feb. 2020. I had it notarized. I received a letter from PHH stating it was notarized incorrectly. They would resend the paperwork for me to notarize correctly. I received the paperwork then Covid happened and everything closed. I called PHH several times specifically on 4/11. I spoke to a woman And informed her of the difficulties I was having finding an open notary. She informed me PHH had a notary they could assist me getting it notarized.

    Well I never received a call back, called back a week later told the gentleman I never received a call back but I had an appointment the following Sat. get it done he said that was fine, noted the account. To shorten this very long painful story, PHH denied my loan mod due to not having the paperwork notarized in time. Despite all my efforts to keep open communication about the difficulties I was having. I am shocked and disappointed a company would do this in the middle of a pandemic. I have escalated it only to receive a letter stating the decision could not be reversed, ignoring all my attempts to communicate this to PHH my account representative even went over the times I contacted them about the issue I am disgusted with this mortgage company. Now forced to pursue other options like contacting an attorney and possibly filing bankruptcy.

    I made a lump sum payment from my bank that was electronically sent to PHH on February 3, 2020. They received it February 4th. I have proof of payment from my bank. I sent another payment 2 days later for $40,000 the same way, from the same bank, and the same account. They applied the $40,000 payment, but not the $100,000 payment. I have been dealing with them since March to find out why my verified $100,000 payment has not be applied to my account. They have stated to me in a letter they didn’t receive it. I have filed with BBB and they still say they didn’t receive it. Next step for me is NJ Attorney General’s office, Office of Consumer Affairs, and the FBI since this is fraud. They messed with the wrong family on this one.

    I would give no stars if I could! Have dealt with them first when they were part of Ocwen and now merged with PHH Mortgage. Both completely incompetent. I was in Chapter 13 up until February 2020 and they kept losing my payments. Repeatedly had to send copies of my bank statements reflecting the payments coming out of my account. Now I am out of bankruptcy, their records indicate I am due for July 2019!!! So ridiculous. To be fair, I am behind a few months now due to Covid-19 since I got laid off in March. I am paying off this mortgage since I am selling this property. However, they provided an inaccurate payoff figure that is way more than I owe on this loan.

    I have now again sent my payment history from May 2018 to December 2019 reflecting all those payments and the ones they are missing yet again! I will not close on my property in 2 weeks until this matter is resolved! PLEASE DO NOT GET INVOLVED WITH THIS MORTGAGE COMPANY IF YOU CAN HELP IT!! My loan was sold to Ocwen and then PHH merged with them so I had no choice. Awful customer service, rude clerks who have no clue what they are doing. Each rep will tell you a different story. One recently said I was due for July 2019, next one two days later said September 2019!

    Over the last several months I have had several issues with the website and the online payment tools. On May 29 I tried to make a payment several times and the website kept going down. In order to make a payment on-time you need to do it before 8PM EST. I thought the payment went through and something had me check it before bed and I realized it didn't process it for some reason. I was so upset because now it wouldn't process it until 6/1. Now I am going to get a 30-day late on my credit report. I only get paid once a month and it is hard to get all the bills paid on-time. I never have had this issue in the past. This is the second time and every month I have to sit there and log in in 5 times to get it to work. I don't understand why if you make the payment they don't process it. This is the worse lender.

    I was transferred to PHH in April which was right after I was given a loan modification with my last servicer... It was COMPLETED and FINISHED... It was signed, notarized, and recorded by my county... What’s absolutely ridiculous is PHH would not update my account even though I had provided all of the information. I provided the information on April14th 2020 (approximately) and it is now June 5th with no resolution. Meanwhile, this is all going on my credit report, and they won’t even accept my payments for May and June which I have sitting in my bank account but they won’t accept any money unless it’s 12000$ paying for this entire year's worth of mortgage payments.

    When you do a loan modification it is essentially a refinance without refinancing, and this should not take so long to update in the PHH mortgage system. I am essentially devastated that my loan was sold, as I was very happy with my last servicer... I just wish this would get updated and we could go about our regularly scheduled loan payments. This is absolutely ridiculous that it is taking so long. Also your “relationship manager” is NEVERRRR available when you call. Experience has been terrible and upsetting. Honestly have lost sleep, lost hair, and am constantly stressing about this and it’s bleeding into my life including my job and marriage. I have considered selling my house just to get away from this situation.

    Been trying to pay PHH online on the phone reject and constant over 3 hours till I am on the nervous breakdown. These are unscrupulous people. They are debt collectors not mortgage companies. They should lose whatever licenses they have. Ready to die up all night ready to pay. They use an illegal refinance on me and I am a single woman and was taken advantage of. This is the lowest possible mortgage debt collector in the world. I wish this could go nationwide. Run run and don't look back. I have all the papers. Before it was Ocwen it was Litton, now PHH. You have to pay and they charge you a fee of which they get money more. Crooked, corrupt, dirty, disgusting. Come from Bergen County Cresskill, my dad built over 1500 homes in Bergen County. Never in my 70 years on earth have I been so afraid and helpless.

    If the BBB would help if they could be shut down or taken over by the government, they forced me to make a balloon payment at the end of about $50,000. Hurt, crying, nowhere to go, no one to help. The government should shut them down. This is has been years of their bullying. They keep your escrow and lie about it. Just incredible deception lies and criminal behavior. Got to go away from these corrupt companies. Debt collectors and they steal every dime. I bought my home in 1990 for $72,900. Affordable suddenly I am paying a mortgage for like over $150,000 and how did this happen. Corruption. The police and government should help me get away with my money and equity and take them out of business. Less than a star minus 4000. Disgusting and I am robbed and what can I do.     My family was in dire need help because of the virus. We have not been working and have tried to get help from unemployment Ins. but have not got a response to this date.     Since PHH bought out Ocwen, I have had nothing but trouble with their website and customer service. The website wants me to re-register, but it can't find my me by my SS# or loan #. Today I called customer service and was on hold waiting for a half hour, when I finally got someone, she could barely speak English. In the middle of trying to find out how to make the stupid website work the call dropped and when I called back they said they were closed. Still can't get on the website to make my payment. The phone in system has all my info, but will charge me $7.00 extra to make the payment. This is ridiculous!!! Do not choose this company, I didn't, my loan was sold to them.

    My loan was recently transferred to PHH and I cannot make an online payment because firstly the website's payment section is broken on my profile and secondly Western Union/Speedpay won't recognize my loan number. Horrible experience with this poor customer service company. I want to pay my first mortgage on my home but completely unable to pay because of lack of attention and accountability on PHH Mortgage's side. I called them a week ago and asked them to fix it. The due is today on June 1st and still they haven't done a thing. I want this to be resolved ASAP.

    Executive Legal Complaint: Loan ** & **. We've been contracting your call center for weeks now. Each time we call, we are told we are enrolled in the forbearance program. We do not want to be in this program. We continue to ask to be remove. We call nearly every day and every day we are told our case is escalated and someone will call. Each time we call we are told the case has not been escalated, nothing has been done and we are still in program. Your company continues to report to the credit bureau we are in this program which is affecting our ability to get other loans. We are suffering significant loss due to your company not removing us from this program, updating the credit report, and issuing us a letter we can provide to our other lenders.

    Each time we call, we are told by your customer service representatives how good the program is and that we should stay in it and not pay our mortgage. But we can pay, we have been paying, we are up to date. I believe this is fraud. Why are your sellers not only trying to convince us not to pay our mortgage, but won't even let us out of this program. Your company is causing us hardship.

    If I could give zero stars I would! Over the past 10 months we have had a horrible experience with PHH Mortgage Questions. Com as they call themselves. We were with OCWEN prior. In September of 2019 we applied for a Modification and we were granted a Trial Period. Our 1st Trial payment was made in October 2019. 2nd payment was made in November 2019. 3rd Payment was made in December 2019. Then the Trail payments were completed.

    We received documentation that was to be notarized and returned to PHH before the deadline date of Jan 30 2020. But for whatever reason we were told that they did not receive the documents till Feb 10 th 2020. We received notification that our Modification was approved in January 2020 and that we were to start making regular payment starting January 2020 which we did and also for the month of February.

    Then early March 2020 we were informed that we were not in a Modification. After we were told everything was complete and good. So we have had this looked into by a relationship manager more times that I care to count. I have made daily calls to PHH trying to get this turned around to no avail. I had contact again today with the Relationship Manager and was told that they would not reverse their decision.

    We dont know where to turn anymore as I have called them daily. No two departments or Representatives have the same information per each consumer. It has been a total nightmare. And continues today. As the Mortgage Modification that was granted to us would have been perfect fit for us. Now we were told today that we would need to reapply. But after all of this I'm afraid that they wont grant another one to us. We are told one thing one day and something else the next. I have all the documents good and bad. We need a Advocate but dont know where to turn.

    PHH makes it nearly impossible to talk to your account representative. Automated phone systems keep you waiting on hold for hours and send you around in circles. They have overseas answering service who will say they are transferring you to an account specialist, but right back into the automated system you go for more time on hold. I don't think they even have access to account reps… they just hope you give up after waiting for hours. I was just told there was no way for me to speak to my account specialist today. I have to wait 24 hours for a call back, or up to 10 days for an email response. A horrible way to do business.

    There are by far the worst lender available. Choose them LAST if you have a choice. Their customer service is in some foreign country (India) they barely speak English and will charge you every miscellaneous fee they can. Even with the COVID-19 Pandemic they still charged me a late fee and reported it to the credit bureau. I have Chase & TD Bank on other properties and none of them did such a thing as the government told them not to but PHH is a league of their own STAY AWAY!!!

    PHH mortgage is absolutely terrible and their website is even worse! You can’t pay your mortgage on their website, edit your autopay, add to principal, even schedule an additional payment! They make you call their customer service number which is ran by people who sound like robots and are foreigners! Ridiculous. I have three mortgages and this is by far the worst experience I’ve ever had with a mortgage company. The only reason I have to have to suffer PHH’s piss poor service and restrictive, GARBAGE website is because they bought the loan servicing rights to one of my mortgages. Do not choose this company for anything! Their website is extremely difficult and restricts you in many payment modifications, even when you’re trying to pay more than your monthly payment! Absolute garbage company. Stay far away.

    Applied for Short Sale. Had buyer. Market value of house was $162.000, mortgage was $207.000. PHH waited 4 months then got VA appraisal which was $197.000, PHH wanted $187.000. Buyer backed out and deposit refunded. Applied for deed in Lieu. PHH said I could not have house on market when applying for deed in lieu. I took it off the market. PHH disapproved Short Sale because I didn't have an offer. PHH granted Forbearance which I did not apply for and which would not help me.

    I was moving for physical reasons; I did not have a financial hardship. They stopped my automatic payments because they said I was delinquent. How can someone making automatic payments be delinquent? They terminated my auto payments because they assumed I would accept Forbearance, even though I advised them several times in writing, I did not have a financial hardship. Then I got an letter saying Short Sale and Deed in Lieu were denied because I was offered mortgage modification. It took them nine months to do that which resulted in foreclosure because my $20,000. advance payment for assisted living ran out and I could not pay for that and my mortgage.

    There is not room to explain PHH's misinformation, poor administration or the rudeness and lack of help by the numerous reps I spoke with. I only got to speak with my case manager once, which was by appointment, and it was an unpleasant waste of time. Each conversation ended with a sarcastic "have a wonderful day". Having PHH takeover my mortgage was the worst thing that happened to me. I received immediate and outstanding service from OCWEN. Their motto, "helping is what we do" was sincere. What I stated in this evaluation, and more, is a matter of record. I forgot, you can't check on my case because the records are expired. PHH which is your policy not a law. There is no legal reason to prevent reviewing my case.

    I had mistakenly placed my payment envelope into the mailbox WITHOUT a Postage Stamp and was worried about missing my payment deadline. Therefore I sent another check as I awaited the original to return to my home. Upon checking my bank account, I saw that both checks were cashed by PHH so I immediately worried that the excess money would be placed against my mortgage interest. However, I was PLEASED To Learn that PHH simply credited the second check to next month's payment.

    Absolutely hate PHH Mortgage and we refinanced primarily as a way to get rid of our mortgage being under PHH. Prior to changing to NewRez, the website NEVER worked, and getting in contact with someone at customer service who knows what they're talking about was impossible. They are incredibly uncommunicative and they will blow you off for anything that doesn't benefit them only. Our mortgage was just paid off with PHH, but there is absolutely no documentation of any past records, or the payment amount. I am sure I was owed a refund, but PHH made sure I have no way to calculate that, and there are no longer any documents related to my loan under my online account. I will NEVER recommend this company!!! Get away from them as soon as possible.

    PHH constantly post payments incorrectly and to cost the loan payee more late fees and deal with a company that does not have any customer service to fix the problem. I have tried for 2 months to contact someone via email and by phone without fixing the problem. PHH website refers to call a certain number only to refer you to the website. Are true loop of avoiding to help the customer. Multiple Emails request were sent without any answers or replies. I can't even get a pay off request to end this nightmare. Worst Customer Service that I have encountered in my life.

    I have an existing loan with PHH, they were constantly sending me stuff to call and refinance my loan, I finally did. 2 MOS later it is still not done, the whole experience has been horrible, good luck reaching your loan processor. They disabled their voicemails, also good luck getting a supervisor. She will email and ask me to send her stuff then a week or two later ask for it again. When I said something about it she said, "Oh well I have over 1k emails," the underwriting is completely incompetent, they ask for 1 thing at a time and take over a week between each item to review and sent it back with yet more things they need, all communication has stopped. I am done with them, my rate was locked in until 5/11. I lost it because of their incompetence, as soon as I can refi my loan with another company I will. Shelley

    The Good News: I was Approved for PHH Loan Modification Trial Payment Plan. The Bad News: The Trial Plan's new fixed monthly payment offer is almost $200 more per month than my current PHH Mortgage payment which I could no longer afford to begin with. In addition the new Trial Loan Modification terms look drastically less appealing than my current terms. For example PHH would be reducing length of my mortgage loan terms from 35 years to 17 years under this new Trial Loan Mod. PHH also would be increasing my one time balloon payment due the final year of my mortgage loan terms.

    Under my current loan terms a balloon payment of over $90,000+ will be due in the year 2052. Under this new Trial Modification Plan offer a balloon payment of over $300,000+ becomes due in year 2037. I will turn 70 years old in the year 2037 and coming up with over $300,000 balloon payment will be outrageously challenging compared to $90,000 in 2052. In addition I currently have almost $100,000 in Equity in my home under my current loan that I stand to lose if unable to sell prior to Foreclosure which I was informed will be accelerated should I not accept this Trial Modification offer.

    An offer which has me very confused and feeling sort of exploited given a Notice of Default is already filed but onhold while I am considering PHH's offer. The PHH Agent was polite but told me there is no room for negotiation which left me almost speechless. I greatly appreciate any opportunity given to keep my home of over 15 years and not lose all my Equity to Foreclosure but at same time I'm quite confused and disappointed being Approved for Trial Modification that includes $200 monthly payment increase along with over $200,000 balloon payment increase and due 15 years sooner.

    I would really like to keep my home but right now nothing about PHH's Trial Loan Mod offer makes any sense to me so I will ask HUD to step in and assist although I'd prefer PHH reach out to me on their own. Seems major miscalculation is being made and I'm hopeful to still get my monthly payment lowered under a new Trial Loan Mod below my current monthly payment any way possible.

    I have been dealing with this company since Dec 2019. I have given the POA six times, they finally put in their system in march. I had to wait 10 days. I have asked repeatedly for statements and I received them in May. I have called for supervisor, no returned call. I'm trying sell my mother In laws home (she has dementia) and trying to get the payoff so a nightmare. Title company cannot get amount. Beware using this company. They will lie repeatedly and give different answers every time you call. We close on the 18th and they won't give payoff till after closing. Does this make any sense???

    This company does not want to help you! With everything our country & world is going through, they do not care at all. My husband is ill, they don’t care. They will throw your whole family on the street! We did everything they asked again & again & again! The same paperwork over & over & over. I have it all to prove I’ve done it several times. For almost 2 years now. No help! The last I heard they were going to help us then I received sheriff sale in the mail. Never in my life have we dealt with such a company...

Every time we get close to the point where they are ready to decide, something is wrong or they don’t have the right paperwork or they need something else. When we have given them EVERYTHING SEVERAL times! I have kept every letter they have sent. One day they say, "Yes ready to go" & the next day in the mail, "Sorry not enough time we want to foreclose!" What?!?! We feel like they have never wanted to help, this could of solved months ago. They want you to lose your home. Why else would they lose paperwork?? And make you go through the same process & send the same documents over & over?!?! They drag it out, don’t accept payments so you owe more & don’t help. I have a large family that would be out on the streets....

    Updated on 07/31/2020: This review is because Consumer Affairs said my June review was on hold and did not fit their guidelines. New Rez owns PHH. When you restructure a loan or get sent to collections, PHH takes over. The problem is now at end of July, they have not fixed my issue, will not talk to me, and are affecting my credit score even though I have been making monthly payments after my forbearance ended. Word to the wise. Beware the tricks of double companies. New Rez cant find me and PHH lied when I have a letter in front of me, giving me forbearance until July 1st. and I paid. So until the state of NJ gets on their case, We can all be badly screwed over by foreign mortgage companies.

    Updated on 06/10/2020: Let me explain that NEW REZ must own PHH. NEW REZ can not find me anytime I call. I had to call the number for New Rez just to reach PHH. Customer service was terrible, and the girl-kid insulting. Tried my ss# 3 times and my wife's. Nothing. Kid said I must be wrong! ** off. Bad business choice first. Second, after 3rd call, I someone who also said ss# didn't match. This has been ongoing for 6 months. My last review and in April (2x) they said it was fixed. They reversed my ss with my wife. Doesn't matter! The ss# were proven.

    On this phone call, I said I had my July bill fixed and one month due and was furious because 6-7, I received a notice of default from NEW REZ and that was my mortgage was in jeopardy and to make immediate payment of over $1900. Atrocious negligence of financial management between the two, plus I was threatened by New Rez although I had the mortgage discharged. Don't send automated letters, fix the software database that generates these, replace children with empathetic adults who can speak English and don't have parties and fun in the background.

    HERE IS THE WORSE PART!!! I was transferred to E.R.M. escalation. Real nice fellow Thomas there who was trying to help, BUT NOW HE said since January they cannot talk to me unless I pay for an Attorney Consent Form from my attorney to allow them to speak to me! WTF is going on with this company!??? Now I see why so many of these companies are sued. Just got my $7 from Ocwen even though 5 lawyers split the $40 million. I am contacting an attorney now to see if they can escalate this issue.

    Original Review: I think some people are actually paid by PHH to write good reviews. I have not been able to get through to English speaking reps since February when they put me on Coronavirus forbearance. I have tried making mortgage payments on the website. Website is down. I asked NewRez but they transferred my loan to PHH. Ever since they bought these from OCWEN, service hasn't been good. I want to log in and see my documents at PHH. No help, phone numbers I call say no live help available. New Rez won't help.     Six months wading through PHH’s automated phone centers in India, with their hours-long hold times; non-existent customer service and an apparently non-existent "case-manager”, or existing in name only(?); bogus, trumped-up delays, being forced to write dozens of mind-numbing repetitive boring emails to correct PHH’s infantile mistakes, disheartening weeks waiting for resolution but only getting insulting form-letter-robot-replies demonstrating that neither your carefully-written emails had been read, nor your attachments opened; disgust at hearing your carefully collected and collated documents "were incorrect" and "hadn't been received" (which was it?). And this after jumping through all the hoops, following to the letter all the unclear, badly written, inaccurate, out-of-date information and instructions on the self-contradicting forms.

    PHH instructs you to send documents by FAX (to an inoperative number), send cancelled CHECKS (though you've been on auto-pay and direct deposits for decades), and provide 3 months of bank statements (which take more time to get to you in the mail than the time they give you to collect them. On-line banking print-outs are unacceptably modern?), You even sent everything in one email thread (so it would be impossible for them to claim to have lost them or deny receipt of them).

    Your letter to PHH is truthful, clear and simple. Your documents have been authenticated by your bank, all your ducks are in a row: "In my email of 03-23-20 I provided attachments of ALL of the documents requested, TWO WEEKS before the due date of 04-05-20.” You've done everything correctly and your emails are legal proof of it. What does PHH do? They arbitrarily REFUSE your mortgage modification. For no reason.

    Did PHH ever have any honest intention of providing a genuine mortgage modification service or are they just playing a game of “make-the-customer-chase-his-tail”? According to **, PHH loan officers: “Instead of putting the borrower in something she can afford, the loan officer has a different motive. To make the highest commission possible. Who cares if the borrower defaults in a year? By that point, a greedy loan officer will have made his money and may have ripped off 100 more borrowers since then.”

    Our home flooded in August of 2016, we did not have flood insurance, I continued to make my mortgage payments, on a house that was deemed to be uninhabitable, reason, Black Mold, White Mold, Mildew, I reached out to then Ocwen Mortgage Company, now PHH MORTGAGE, also Newrez, the house sat dormant for one year, now the whole entire right side of the house is infested with termites. I am still waiting on help from Restore Louisiana, I reached out to PHH MORTGAGE COMPANY, to see if I could do a LOAN MODIFICATION, or File for Bankruptcy, I was repeatedly told that I could not get a LOAN MODIFICATION nor could I file for bankruptcy protection.

    I am divorced, the inspector came out to inspect the house, I was told that the ROOF is in jeopardy of collapsing because of the Structural Integrity of the damage caused by the Termites. I decided to move in the unsafe damaged property, to keep squatters from dwelling in the property. I sent the inspector's report, I sent the pictures of the damage, I told Ocwen Mortgage, and PHH MORTGAGE, ABOUT How I had gone to the doctor over a total of fourteen times, but I cannot afford to live anywhere else, because I was injured on the job on Thursday November 22, 2018, and again on December 12, 2018, in the process of all of this, my son set up a GO FUND ME ACCOUNT, to save our house, I was so shame and embarrassed, that I made my son close the GO FUND PAGE.

    I was able to file for Bankruptcy protection on my own, I could not afford a Lawyer, so I ignored PHH MORTGAGE advice, telling me that I could not file for bankruptcy protection. I had to do something, because I wanted to try and save OUR HOUSE, WE HAVE Lived there for twenty five years. I am still facing foreclosure, but the house is under water, it is worth $52.000 dollars now, and PHH MORTGAGE, SAYS THAT WE OWE $87,000, I am desperately trying to save our house, all three of my children were raised there. I even asked PHH MORTGAGE, IF I COULD REFINANCE THE HOUSE, I WAS TOLD THAT IT HAD TO BE FIXED FIRST, I EXPLAINED THAT I AM STILL WAITING ON HELP FROM RESTORE Louisiana.

    I, We were never ever offered any solutions, for helping us, I have written Consumer Financial Protection Bureau, several times, with still NO Help IN Sight. I realize that a lot of people walked away from their properties after the CATASTROPHIC 2016 Flood in Baton Rouge Louisiana. I continued to make my mortgage payments for a house that was deemed to be uninhabitable. I paid over $21,000, I borrowed AGAINST My Life Insurance Policy. I, We are being subjected to Unfair Housing Practices, Deceit, Deception, Unwillingness to help in our desire to save our house. I would not recommend PHH MORTGAGE COMPANY. I even wrote them about RESPA.

Unfortunately when everything happened with COVID-19 it impacted we due to my spouse business was shut down. We called and was advised about the program to help home owners and was reassured that been on this program would not negatively affect our credit score, well wouldn't you know it did affect our credit score, our credit score dropped 44 points in one month and when I called they said they are aware of the problem and said they are looking into what happened.     This company is the worst at documenting any paperwork that is sent in. I have been trying to remove my taxes from escrow since January. I have sent several letters and talked to several supervisors to no avail. I am a 100% disabled veteran and do not have to pay property taxes, but they continue to take money out of my account for property taxes. Maybe just maybe when they get the tax bill they might do something to remove the portion that goes to zero taxes that have to be paid. Here's to hoping.

    I applied to refinance my condo on April 10. The account rep., Channel **, was very helpful initially in getting me through the application process and getting the loan pre-approved and locked in the interest rate. After the initial communication on the application, there was "zero" communication from her or PHH Mortgage. I uploaded all the required documents without her assistance or directions. 2 weeks later, I attempted to contact her via voicemail or email, no responses. I called again and got someone else to talk to me. A loan officer, William **, told me that my loan had all the proper documentations and the appraisal was waived, but he did not understand why the loan was not put in queue for processing. Also, he mentioned that the rate lock will have 4 days left. He was going to ask Channel ** and her boss Terry **. He then told me that they will be contacting me.

    I called William ** again the next day, he again told me that either Channel or Terry will call me in an hour. He even told me to call him back by 3 p.m. EST if I have not heard from anyone. I called William again at 3 p.m. PST since I did not receive a call but he did not pick up my call. I left him a voice message to call me back. He never did. I called again to William and Channel the following day to request them to call me back. Neither one did. I sent them email to request some types of communication. None responded.

    Suddenly, I received an email requesting an appraisal of my condo for $550. I sent both Channel and William an email inquiring if the appraisal request was legitimate, particularly I was told that the appraisal was waived. No response. I left them both voice messages and emailed them asking for a call. Neither responded. Last night, I received an adverse action letter via email denying my loan application citing the application was incomplete. PHH Mortgage is my current loan servicer and solicited me to apply for refinancing. Terrible in communication and totally unprofessional. Misleading me to think everything is in good condition and then deny my application using an unsubstantiated excuse of incomplete application.

    I have been trying to modify our mortgage since September 2019. We have submitted the necessary papers SEVEN times. Not only have they claimed our package was incomplete each time (even though we confirm the contents are all there before we send the package) but they don’t notify us that it is incomplete. Of the seven submissions, they only advised us twice that they cannot process the modification due to missing information. Those two notifications claimed that they tried to repeatedly contact us which is an outright lie. I do not want to lose my home because my mortgage company is disreputable.

    I have also been trying to get a hold of my account rep for MONTHS. I sent emails and sat on hold for the longest time trying to get thru to someone. No return on email or phone call. You can't be transferred to anyone that could attempt to offer any kind of helpfulness. It is hard to work with a company that won't return emails or phone calls. Never had this problem when the loan was with Ocwen.

    Lastly the lack of doing there jobs has resulted in damaged credit reporting payments behind for 120 days or more.. With the COVID-19 happening this has created a HUGE problem with allowing SBA to lend to us. Closure of my small business and bankruptcy is what PHH has in store for me. PHH should be on top of their reporting and paperwork as well as getting back to their customers with their pending lawsuits under the Truth and lending act, Consumer Financial Protection Act, Dodd-Frank Act, and Real estate Settlement Protection Act..

    Updated on 05/12/2020: This company is the worst at documenting any paperwork that is sent in. I have been trying to remove my taxes from escrow since January. I asked for a resolution to this and other issues. I was told that I could not end my escrow because I missed payments. With PHH help we combed through 6 years of payment history and found no missing payments. This was a bit excessive. I ended billing of insurance and taxes through my escrow account. Notified PHH and they continue to bill for it. One letter shows escrow balance of 812.19. Another shows a -663.** for the same month. Even though, I spoke with customer service at PHH they are tone deaf and ignore paperwork. This is not a nice or fair game that they are playing especially during such hard times people need a company that will not have shady financial practices. It seems some on this site are getting real help while I am excuses. I feel blackballed!

    Original review: Ocwen sold my mortgage to another servicer PHH after they failed to forward the payments to the new company. So 12 months later and now they say they can’t even find my payment! $1685 out the window! I mailed several packets with PAID checks from my bank to PHH for an entire year. When I call them to work this out I’m on hold for over an hour before they answer and when they do I have to start the explanation over from the beginning! Now there's no customer service only a continuous recording. Worst customer service ever. When I discontinued my escrow they continued to charge me and report to credit bureaus negativity which is an outright LIE.

    I lost income due to the "stay at home" orders and reached out to PHH for assistance via their website. I received a response via mail which deferred my payments for 3 months and then the entire amount deferred will be due on July 1st. So my July 1st bill will be just shy of $13K?!? I'm not sure how that helps anyone suffering from a temporary loss of income?

    A more reasonable approach would be to defer the principal and interest and add 3 months to the term of the loan. To expect customers impacted by the economic shutdown to be able to pay in full by July 1st is disingenuous. I may not even be able to return to work until some time in June. What they proposed is ridiculous and not a solution. I'm once again disappointed with PHH's customer service.

    Our home was severely damaged in Hurricane Michael. It has been an unending battle with PHH over the last year and a half to release funds to pay for the repairs. We are starting to get calls to collect debts because PHH keeps denying our request for funds to be released to pay contractors. We can’t move forward without money to hire/purchase what we still need for repairs. Our house was declared unlivable with the damages. The difficulties dealing with PHH have delayed progress and prevented our return to our house by months.

    Our insurance company has been quick to act on claims submitted, but PHH insists on holding that money. We do not know where to turn. The red tape and seemingly extra steps is mentally exhausting. My mother has had to take a significant amount of money out of her IRA just to try and keep things moving. That should never had to happen. If that was not disturbing enough, PHH has also put my long deceased father back on a mortgage (multiple times) he was removed from in 2005. At some point my name was removed despite the fact I am on the original mortgage. I only gave one star because zero is not an option. When (if?) we get to the end of this unnecessarily traumatic experience we WILL take steps to move our mortgage elsewhere.

    My mortgage loan was purchased by PHH, received notice in the mail regarding this on April 21st when mortgage was due on the April 1st. Go to set up online account and find out they charge $7.50 for me to pay my loan on-line from my checking account. I go to set up auto-pay and the first auto-pay won't be till JUNE 1st! Call customer service, of course India call center, terrible VOIP connection. Makes it sound like he is doing me a favor by waiving the ridiculous $7.50 fee and some other $17 fee. I either have to send in a check or call them again on May 1st and maybe they will waive all these absurd fees.

    I didn't ask for any of this. Had payment on autopay with old mortgage company. What a pain and to be "nickel and dimed" is just a joke. I will be looking to refinance with another company ASAP. No way I am staying with this company for the remainder of my loan. Non-US based call center coupled with ridiculous fee's equates to a company that doesn't care about you and only the almighty dollar. Buyer beware.

    I contacted PHH Mortgage Services today to discuss my situation with reference to Covid19 loan assistance options. I was connected immediately to a representative. The representative was very helpful, spoke English better than I did and provided me with assistance. PHH Mortgage Services had already placed my account in a plan which he said would relieve me of my payments for at least the next 3 months. After the 3 months period he told me they would contact to discuss any further needed options. I am very pleased with the way PHH handled my issues.     They bought my mortgage and did nothing else. Charged me for hazard insurance I already had then once I proved I had it, they charged me again for 4 months of no coverage. How can I not be covered for 4 months? I had a 12 month policy? I had to resubmit what I already submitted to prove I had hazard insurance again. They send out notices telling you to verify your hazard insurance but don't tell you how to submit it!!! They make you call them and speak with someone who has no idea what you are talking about and offers zero support. I am currently refinancing and I have asked not to have them as my mortgage provider. They are hacks and try to confuse you into giving them money that is not theirs.

    My job was furloughed due to COVID-19, so I called about their Forbearance plan and was lead to believe there would be no payments, late fees or negative credit reports during this time, and they would contact me 30 days prior to the 90 days to assess my situation, and would work with me based on my current situation - whether that be additional time, repayment plan, loan modification - depending on my needs at the time. However, after reading some of these comments, I am now very skeptical and wonder if I have done the right thing. I find it ludicrous that anyone would expect someone to be able to pay back all 3 months at once - how much sense does that make? I specifically asked that question, and was told that is not what would happen, they would work with me until I was able to get caught back up and my situation improved. No mention of any fees, as a matter of fact she said there would be none.

    I also asked if I would be able to make partial payments if able, during this time, and she said I could, but I would need to call them to do it instead of making a payment online to my account so that it would be applied correctly. She said I would receive a letter within the next 5 business days that would state what we discussed and if I had questions to contact them again. I left that call feeling very confident, but now am back where I was - skeptical and unsure. So I am very interested to know how some of these other COVID-19 forearance participants fair in this, because now I feel like I am being scammed by my mortgage company after reading the negative reviews and if that is the case, I want to take action now to eliminate that potential.

    I have been with PHH Mortgage since Ocwen was transferred to them. It has been nothing but terrible service since they did a audit on the account and said I paid way too much for taxes in my escrow account. They sent me a check. I called them and said, "This is not correct. I know what my taxes are in my area. I need To send this money back," The customer service guy said, "No you are good. If you want to be current just send a certain amount of money" which I did. It has been an ongoing issue with my escrow account for months. They were taking my escrow account money and putting it towards the principal of my mortgage. I’ve had made multiple numerous phone calls so finally today I asked to speak with someone in the escrow department.

    This is not my first time asking this in reference to the payments because they’re handling it. My response was they do not take phone calls. Correct me if I’m wrong if I’m the customer and I’m asking to speak to a department for issues that money is going in the wrong place money that I’m paying a separate check every month And then you send me a statement saying that my escrow account does not have enough money into it that demand to speak to the department that handles that don’t give me answers like they do not take phone calls. That right there is wrong and it was reported. They give you answers that are around the bush answers not direct, clear, concise answers. Never in my life have I had this issue with past mortgage companies.

He helped me to better understand how I would repay the deferred payments at the end of the three-month plan.     With the Chinese virus pandemic happening, I was let go from work. I called PHH for a forbearance plan. The plan they gave me was a Temporary Hardship Forbearance Plan for 3 months. After those 3 months I then owe for those 3 months and the current month. So they want 4 month's worth of payments after 90 days. If not paid all at once they then report the account as late. How does this help me? If I don't have the money now, how tf do you think I will have it in 90 days? Great plan.

I tried calling several times and at first they have a recording that there are no customer service people available... Several days went by and I finally got through to a customer service but said she could not transfer me to anybody in the forbearance department and those guys are not accepting calls at the moment. Hopefully I can talk to somebody soon.

    The covid-19 forbearance plan gives no relief. PHH claims it can provide relief for 3 months. This is not true. ALL 3 months will be due on the 4th month (which you will accrue interest the whole time), you can make a payment plan to pay the 3 months back, or you can go through a loan modification. Most companies say they will defer 3 months by extending your morgage by 3 months. I was really hoping for some real relief because I am quarantined at home and receiving less than half of my pay for at least the next 2 months.

I was unable to pay on the site because the site will not allow me to- I called and I when asked for my loan number and to make a payment, the phone says that due to the status they aren't able to satisfy my request- then the phone hangs up. Now today, there's a new status giving me even less access to my account, and I rec'd a letter from an attorney's office regarding my account. If I am not able to get on the site to pay, can't get anyone on the phone-was forced to mail in my payments what is my solution. Block me from paying and foreclose on my property?     In the beginning I thought they were a good servicing company until I applied for mortgage assistance (loan modification) in 2019, PHH customer service gave me a bunch of running around due to untimely, inadequate paperwork prolonging and delaying my process. Once getting through with the process and was placed on a 3 month trial modification, only after paying 2 months of mortgage on the trial period only to hear I was denied due to customer service saying they needed my signature returned on paperwork via mail which I never received. I would never refer nobody to them until my situation gets resolved due to the way they conduct business.

    My mortgage was transferred from PrimeLending to PHH. I have not received a bill from PHH and the customer service line states "unusually long" wait times, then advises me to call back later. The message defaults to saying they are a debt collection company and are attempting to collect a debt. I've never been late on a mortgage payment in my life. In fact - I've paid extra towards the principal every month since I took out the loan! Unfortunately, I have to be sent a bill to make this month's payment as I have not been given any account information!

    Contacted PHH once we found out we were being furloughed due to the Coronavirus. PHH offered the 3 month forbearance plan and stated "paperwork would be mailed." We received the paperwork today and they want me to the 3 months plus that month? Where would I get that money if we are not working??? Someone has to figure out a better plan. This is a pandemic situation not a choice!

    I have been working on a loan modification application since DEC. 2019, it's now APRIL 2020! After many many calls and emails, I am still waiting a decision. I get letters piling up in my mailbox but can never get anyone on the phone until you are 1 hour waiting on hold - then when you get hold of someone they say they will transfer you to another dept. and it takes you back to beginning of on hold circular system and then hangs up on you. When I call back, it says due to unforeseen circumstances cannot connect you to ANYBODY now, after they just hung up on you. This was my experience again today. Seems intentional. Congratulations on your 1.5 star rating. When you are having issues with mortgage and have to get in touch with lender, you don't want to spend weeks trying to get a human being - TERRIBLE phone system, TERRIBLE customer service (none). The worst...

    This has to be the WORST customer service companies out there!! I have been trying to find out why they are taking my payments and putting them towards escrow without my knowledge!! I have been making payments online up till March 10th 2020, Went back in to make another payment at the end of March for April and it says I cant make a payment cause I'm behind in payments since December of 2019. 2 weeks earlier it said I was current and cant make a payment cause I'm behind in payments.

    So I call and talk to relationship manager who couldn't help me and get transferred. Talk to that lady and she cant help me and transfers me to another lady who was helpful but no answers. It has been 2 weeks now since she said she would call me back. So I called today and waited on hold for 35 minutes and finally talked to someone and said, "I cant help you. I will transfer you to some other dept" and I've been on hold for 45 plus minutes with no answers yet!!!! This company is horrible and hurting everyone's credit doing this stuff!!!! THIS IS EXTREMELY FRUSTRATING!!! I'M TRYING TO GET ANSWERS AND PAY WITH NO HELP!!! UUUGGGHHH.

    Updated on 7/27/2020: I've been trying to finish up this modification for months now which was supposed to be over about 3 months ago.. Was unable to reach anyone but still kept sending my payments. Finally got in touch with a new relationship manager and everything seemed fine but still haven't received documents for my acceptance to new modification so I kept paying my payments.. I finally got my paperwork Months after they were supposed to be here and mailed them off the very next day. I still tried to reach out to talk to someone, anyone! But had been unsuccessful even though I was just calling to make sure I was still doing everything on my end.

    Today I got a letter saying that they did not receive my acceptance package for my modification and they sent back my payment with the letter.. I really don't know what else to do because I'm doing what I'm supposed to do and I'm trying to keep in touch with them even though there was no one I could reach. I did talk to a representative finally who told me the same thing the letter had stated but couldn't help me and said they would get my relationship manager to call me. Does anyone know what I need to do next because I'm doing my part but still keep getting the runaround.

My manager has been unavailable along with everyone else.. I had one person finally answer two days ago and he hung up after 5 seconds.. More money out of my pocket.

Now that I'm ATTEMPTING to pay it off they have a hold on my cashier's check as well as removed my name from the loan and only have to the estate of due to my husband passing. Stating I have to get legal for stating I over his estate when I don't understand why my name was removed in the first place. Now my mortgage is almost 90 days late and they're holding my 53,000 payment. At 80 years old I don't have the strength for this.

    Weeks of trying to pay MTG unsuccessfully. I have been trying to get in touching with PHH for 16 days now. I keep getting a message saying "Due to unforseen circumstances we are unable to take your call at this time. The one time I did get through I stayed on hold for 69 mins before it sounded like it was transferring to a person and hung up. I cannot get on to their website because I currently am in a modification that I'm not satisfied with that. They messed up. What do I do? I need help.

    Due to the current crisis I called PHH for a forbearance plan. The plan they gave me was 3 months. On the 4th month they expect all 4 payments at once and will be reporting the account delinquent during that time frame. WHAT KIND OF HELP IS THAT. I get a 30, 60, 90 day late on my credit report and have to pay 4 months mortgage at once. THANKS FOR NO HELP DURING A NATIONAL CRISIS.

    My mortgage was recently transferred from WesBanco to PHH. I continue to have problems with PHH crediting the last payment I made to Wesbanco to my account. I spoke to a PHH representative several weeks ago who assured me this would be fixed shortly but the PHH online portal still shows me delinquent on my account. As of today, the PHH service line is no longer taking calls due to COVID and the their customer service email is kicked back due to an "unable to deliver". Wesbanco confirmed to me today that the last payment I made was already sent to PHH.

    My business has been closed down due to Covid19. I heard that multiple banks and lenders are reverting mortgage payments to help their customers. I called PHH for desperate help & was told I can divert the next three months of payments. I was so impressed until they told me it would all be due back the fourth month! I informed them that if I’m not earning how would one be able to make that payment. This plan helps nobody, we need help and would hope a company like PHH would step up and help their customers.     Just like many of you, my husband and I have been impacted by the COVID-19 pandemic and lost a significant portion of our income. We called PHH to inquire about a forbearance plan. As many other reviewers have mentioned, PHH is offering borrowers to "skip" three months of payments that need to be paid back at the end of the three months, in addition to that month's normal payment! Yes, that is 4 months of payments due at once!!

    When asked how that makes any sense (since the reason people need these relief programs is because of a loss of income!) the rep with broken English, could not provide an answer. She did say, however that PHH had not received instruction from the federal government to offer a true forbearance program, where the payments are placed on the back end of the loan. We asked to be transferred to someone in the US and after 15 more minutes of waiting, we were disconnected. An entire hour of our time, for nothing! PHH is a shady company and their customer service is disgraceful. I cringe every single time I have to call them, regardless of the reason.

    Updated on Trying to follow up again from my call yesterday to see what’s the status up my situation. Number given to me states “due to unforeseen technical difficulties I can’t be connected.” Called the main number and apparently they can’t connect to a live rep either. Standing by for an update.

    Original Review: About two weeks ago I noticed I had a double payment sent to PHH escrow from my old mortgage company. Contacted PHH and spoke with the escrow department and was told it would be processed in 10 business days. Today I called as I haven’t received anything and was told I could no longer speak to the escrow department and that the customer service rep would send another request to them that would require another 10 business days. Asked well what happened with the one already sent, rep said, "I don’t know but it was sent and never processed," but that this new one would be. Asked, "Well how do you know that?" Stated it just would be. So I emailed the customer service center to see if my original request could be fixed. Received automated email back that stated it would take 5-7 business days just to receive info in my emailed inquiry. SMH.

    My family, like so many others have shared the same experience during COVID-19. Once again PPH (Ocwen) is punishing Personal Homeowners with unreasonable products and bad outsourcing. One operator said -"is really that bad in US" for loss of work? Srsly, the deferment is a set up for failure. The rep stated MANY have complained that deferring for 3 months and then asking for a LUMP sum is unreasonable. This is a punishing policy for a global pandemic. Here is what MANY would like to see a successful product.

    1. Defer the mortgage payments throughout the span of the mortgage,
    2. Waive all late fees during COVID 19, especially to anyone with a stay in home government order.
    3. Work with customers, many Americans worked VERY Hard and will get through this -- but this current deferment plan will be unsuccessful.
    4. Expectations are unreasonable - to ask for a LUMP sum, when companies are laying off people. Service people, small business are out of work. This is as bad as lump sum Balloon payments.
    5. Lower all interest payments to the FED rate permanently to keep people in their homes.
    6. Get more US operators.

    7. Come up with a reasonable deferment plan to spread the missed payments, Remember a second wave of CV-19 is coming in the Fall.

    I hope a representative calls because PPH is being UNREASONABLE, by punishing homeowners!

    I'm not please with PHH mortgage and have not been since being transferred. This makes it worse because I never asked to be serviced by PHH. The website is inefficient because you can't even use it from a mobile browser and in this time when mobile phones are being used for these things it's very disheartening and frustrating not be be align with the rest of the companies I use. I've not been able to log in to my account for about 6 months due to the fact for some reason it's showing as if I don't have an account. Even when I called customer service they tell me to re-register because they don't see an online profile. Being the patient person I am I try doing too and it just tells me I already have an existing account. Then when I try and do forgot password, it sends me a link, but when I click the link it takes me to a blank page.

    I've been very patient but now I am pretty fed up. I wasn't even able to log in and get my 1098 statement. I had to call customer service and have them send it to me. You have to do better if you expect people to be happy with the site in the year 2020 and beyond. My outstanding issues are #1 I can't log into my site, #2 I want to change my username but I can't do that because I can't log in to my site. I've tried everything even asked customer service to create a ticket and I emailed the support email address and it bounced back. The PHH mortgage technology insufficiencies are extremely frustrating.

    PHH became our mortgage company in January 2019. They sent us ACH withdrawal papers, which we signed and returned, then they immediately failed to withdraw our payments, then blamed us for it. After I began sending payments through registered mail, THEY gave us the wrong account number to put on our payments, and they "lost" over $10,000 in payments for 4 month.

    After they "found" the "missing" payments, they cashed the checks and took payments from us for 8 months from us before abruptly returning payments over a title issue. Our title was changed by a 3rd party, whom we won a court case against, and who was ordered to put the title back in our names. The title was changed back, satisfactorily for Texas courts, but not satisfactorily for PHH, who continues to blame us for the change, even though we have proven a crime was committed against us. They have now foreclosed on the property, even though we have met all their demands, and DID, at our own expense, get the title changed back to say what PHH demanded.

    We have only been able to speak to our "account manager" twice in a whole year as she is never available, and I have had to explain the whole situation to a new person each time I've called, resulting in conflicting advice, yet every person I've talked to with PHH has looked through our paper work and said, "Your paperwork is really messed up," but no one at PHH seems to be willing or able to fix it, or help us, or do anything. Because a crime was committed in regard to our title, which was the cause of ALL of PHH's issues with our account, I asked to speak to someone on their legal team, who flatly told me that it's not PHH's problem, and since their only goal is to collect money, and since it was against us, not them, it doesn't matter to them. Terrible, uncaring company, and very hard to try to work with.

The plan they offered was allowing me to miss my next 3 months of payments without penalty, but the 4th month, being July, I would owe all 3 months along with my July payment.     My loan was transferred to PHH in Jan. The customer service has been consistently poor. They must have India reps trying to handle things. I can't even reach this company now by telephone and get diverted to a wrong telephone number through their call tree and that company that answers says they are "Elite Investigations" nothing to do with PHH Co.! I'm very concerned now due to Ocwen (the one that sold to PHH) has legal issues and now I heard PHH has financial issues and may sell to NewRez, another disaster of a company! What is going on here??? I want to get a refinance with another company now, but the rates just jumped up too high. I'm feeling a bit powerless here and wondering what's to come now since I can't trust let alone REACH PHH representatives! HELP!!

    After years of dealing with call centers in India who gave us misleading or false information that lead to horrible mistakes in our credit report, we finally got to an ON-SHORE ESCALATION MANAGER named Daphne #** who assured us she could help. We sent her a fax with all the information she requested on March 11th, and we have followed up repeatedly, but she will not call us back. Daphne, Vikas, Manish, and Nikki ** have all said they would help, but none of them have been empowered to do anything, much less call us back.

    We have detailed documentation, including a letter from the Branch Director of our Credit Union showing all payments PHH has reported as late actually cleared our account within the contractually permitted timeframe. We have disputed the late payments with TransUnion and Experian, we’ve contacted the Better Business Bureau, we are in the process of retaining legal representation for the 3rd time since our loan was sold to Ocwen/PHH, and our next course of action will be submitting a detailed report with proper documentation to the State Banking Department and THE FEDERAL TRADE COMMISSION at **. IF YOU HAVE ANY ISSUES WITH THIS LENDER, GO TO THIS WEB-SITE IMMEDIATELY!!! **

    WARNING!!!! Do NOT accept responses from PHH here with repeated apologies or claims that they are submitting your complaint to their Escalation Department. Their Escalation Department is no better than the call centers in India who are empowered to do nothing but apologize repeatedly. If you are in a situation like us where their actions (or inactions) are negatively impacting your credit, go straight to a real estate attorney, file a dispute with the credit bureaus, and take immediate action in every possible way to protect yourself because you have unfortunately landed with the most corrupt lender in the business. If you do any research about PHH/Ocwen, you will find a lengthy list of reported fraud and scams. Unfortunately, you likely did not choose this horrible company, your loan was probably sold to them and now you are stuck.

    If you are in a position to refinance with a credible company who will service your loan internally, you’d be wise to spend the money and get your loan out of the PHH/Ocwen network. Rob Crowl, President/CEO of PHH Mortgage Corp, is the current leader of this bad business tribe. He many never see your letters or reviews, but it can’t hurt to send them directly to his office anyway. They offered nonpayment of mortgage for 4 months, but at the end of the 4 months she has to pay the entirety of the 4 month balance! This is ridiculous! If she’s out of work, how could she come up with that amount of money. Every other mortgage company right now is allowing their customers a 3-4 month deferment, and the length of the loan is just spread out longer. PHH needs to get with the program!

    Hello, Today March 19, 2020 I reached out to PHH Mortgage requesting deference of my mortgage payment for a least 3 months because of the work situation related to coronavirus situation in the country. Actually the problem is global, PHH told me that I can stop making payments for 3 months but in July I will have to make 4 payments together, What kind of help is that??? This is terrible. How can you make 4 payments if you are trying to get back in your feet, I will like to find out what department in the government I can report this mortgage company, they should learn from BOA and all the other bank that are really helping people in this difficult situation we are all living. Very sad how PHH is addressing this. I will report this.

    I made an attempt to have a forbearance om my loan because I am out of work during the Corona Virus outbreak. I have never missed a payment in 15 years. I asked to push back the payment just one month and they said they have a plan in process to push back 3 months. Nice! UNFORTUNATELY their plan is bogus. Instead of adding the payments at the end of the loan they want the 3 months mortgage payments ALL when the time is up. So come July 1st they want April, May, AND June's payment WITH July. They expect us to make 4 mortgage payments at ONCE. Since the buyout of Ocwen this company is a complete joke.

    First off, they are saying I owe late fees for the last 6 months. But when I have called in to make a payment, which is never easy, they ask how much I want to pay. I tell them whatever I owe. So they take my payment but don't take the late fee as well. I never knew there was a late fee, they always said there weren't any and that my credit is good. Then with this Corona virus going on, a lot of mortgage companies, good mortgage companies are allowing people to freeze their mortgage for 2-3 months. Then once that is over, they pick up where they left off.

    PHH is offering 3 months but at the end of the 3 months you have to pay it in full. Example, if your mortgage payment is $1000, and you take them up on the 3 month freeze, you will owe them $3000 plus the next month's payment, so $4000. HOW IS THIS HELPING PEOPLE?? You are setting them up for failure because they can't work. PHH is the worst company in the game. I STRONGLY don't recommend them. Go to your nearest local credit union. DO NOT USE PHH. You never talk to anyone in the US, it's hard to understand what they are even saying. Trust me, Don't use them! I will be refinancing my mortgage ASAP with someone else. I never even approved of them buying out my mortgage, they just sent a letter.

    I called after I find out on Monday 3/16 that my job will be closed until April 6th (minimum time), it can be more time to the coronavirus. I was asking if they are offering any help for their customers with no income and they told me yes. Their program is basically not to make any payments for April, May and June but then on July 1st, I will have to make a lump sum payment for the 3 months that I did not pay.. How is someone that will not have an income God knows for how long is supposed to come up with 3 months worth of payments in one lump sum..?? Sorry, but this is NO help! Come up with a better plan to help your customers during these rough times!

    My mortgage was transferred to this poorly ran company about 2 months ago, my statements say I'm behind a payment but when I call both the automated system and the live reps (coincidentally sound like the people selling the car warranties) I'm told I have no past payments due. Not only that issue they waited almost a whole month before cashing the first check. I came to this site to see why they had their horrible rating and seems this is their way of business. Whomever is writing the response from PHH please don't bother with this one. I am done with your company and way of handling accounts. If anyone gets switched to is company like I did switch before the first payment or you'll end up the same boat as the rest of us.

    A number of years ago, the original mortgage servicer sold my mortgage to PHH Mortgage. As such, PHH is required to file the correct forms in order to maintain a "trail" of ownership. Fast forward to March, 2020 and, when doing a title search in order to sell the property, we have found out that PHH did not file the correct papers! As a result, we don't have clear title to our property and cannot sell it. I have spent an appreciable amount of time on the phone trying to resolve this, but PHH has an offshore customer service department that refuses to give US contact information.

    Their "Escalation Management" has been ineffective in resolving this issue. They refuse to give me the phone number of the department that can actually fix this problem. When I call them, which I've done repeatedly, is say, "well, I've sent an email, I'm waiting for a response." I've explained clearly that my sale is in danger and that time is critical. This lack of customer service is beyond unacceptable, especially give the severity of the gross negligence committed by PHH.

    This is extremely frustrating. I've been paying for over 12 years on this loan and I only recently have discovered that they have been negligent in servicing my loan. I'm very confused by this. Other mortgage companies seem to be able to file the correct paperwork, but the good folks at PHH seem to not have the same competency. I recently heard that PHH was recently investigated by the State of New Jersey and found to be in the wrong. I STRONGLY recommend avoiding PHH at all costs. They have been difficult to work with (this is only 1 example, and certainly the most egregious).

    Back in 2005 my husband and I were victims of a bait and switch mortgage. The mortgage was sold twice before Ocwen and then PHH got it. Apparently we have a balloon mortgage which was supposed to be a 15 year fixed rate, and it is about to expire. We have been trying to refinance or modify this mortgage for almost 6 months. We are now to the point that we need to do a settlement or something because we will not have $42,000 in two months. We have had appointment dates and times for a case manager and escalation supervisor to call us and they never call.

    We are unsure if our case manager (Jarod **) is even a real person or still with PHH. We have spoken with Robin **, Maryann, Tamika **, Vastanya **, Camille **, Carlo **, Aneesa **, Michaela **, Rachel **, Kimberly **, Angelica, Kimberly **, Corancia **, and Ronald **.     I was a satisfied customer of Ocwen, when my account last May was transferred to PHH. Since that time, I have had two payments rejected with no explanation, inaccurate information on the website, no routine communications or statements. But most of all, it is the complete unresponsiveness to my many inquiries using all available tools--letters, emails, website communications and phone calls.

    I am always promised a reply within a short period of time--but never does that happen. And when I finally compelled the company to respond by reporting them to the State banking department, there was a flurry of activity, including 3 relationship managers, some mail, but here I sit 60 days later with no resolution, no answers to my questions, and a growing obligation to them, since they do not accept my payments. Worse yet, the relationship managers who have been assigned have not read my complaint letters, etc. Now I am going through a "hardship" process which they are demanding, even though my wife and I are not in any hardship. It is PHH that is in a "hardship" condition.

    I was transferred to PHH mortgage from Ocwen in June 2019. In August 2019 I had a storm that did $10,000 damage to my home. My insurance company paid me but included PHH mortgage on my first check for $7300. PHH mortgage loss draft Dept has done everything they can to not pay me one penny and since my insurance company told me I have to prevent further damage I had to use all my money to do so so now my home has went into foreclosure and my credit is trashed because to date I have received not one penny and have heard every excuse there is. This is a crime but nobody cares. I will walk away from my family home and be homeless and penniless. There's nothing more I can do. PHH mortgage stole my insurance check and now are stealing my home.

    Updated on 03/10/2020: Continue to stress a over missing payment. I tried to contact them and received a letter saying my payment was paid towards my January payment. I made my January payment on january 14, 2020. And wasnt behind before. I dont understand why someone cannot call me or review my payments from january 2019- 03-20.     PHH will not recognize I have POA for a customer of theirs that has Parkinson's Disease and are trying to foreclose on his property. He has given all requested documentation they have asked for but PHH has lost a certified check they signed for and in turn has held and destroyed original payments he has made. We have sent copies of everything by email to the Escalation Dept and have scheduled an appointment for today at 12:45 to speak with the case manager, who over an hour later still has not called. PHH says the foreclosure has been suspended but have not notified their attorney so their customer is still getting certified mail from the attorney who has scheduled a foreclosure hearing with the Super Court. Several thousand dollars of attorney fees are being added to his loan. It seems PHH is intent on taking this customer's home from him.

    We just did a modification in February 2020 and had all the paperwork notarized, etc. Got approved and then I went to pay the March payment (1st modification payment) and it changed another 50.00 a month. Aren’t the documents that we just signed right? The person on the phone said the escrow changed? No notifications, emails, calls — nothing!! So my question is how can it change in less than a month - didn’t PHH have to crunch numbers for the modification? Also now I have a second mortgage that I wasn’t told about (modification numbers) and now my payment is HIGHER than before? Isn’t the reason why you do a modification is to lower those??? Seriously???

If you interested enough you can check this company out on a fraud lender. They had to pay back a lawsuits to homeowners Millions of dollars. But in my home town IN New Jersey I never got a pennies back. I filed complaints to State and consumer affairs. Nothing was resolved. They got away with murder! I am giving up for this nightmare with this company.. Looking and trying to find the money to pay off my mortgage soon. I got sick days in and days out if I think about how this Company can get away right this. This PHH mortgage company has changed the new name to NEWRez now. I never signed up the mortgage for 50 years? Who wanted to have a mortgage for 50 years? They are more but leave it just for now.     Updated on 04/28/2020: So after great frustration, I took to writing a review and finally PHH gets in touch with us 'Specialized HRD Escalation Agent, Shamona **. Shamona is your designated contact for inquiries and the submission of documents as needed.' However, after one email, she dropped off the face of the earth, so a few months later I post another review which triggers 'Relationship Manager, Manoj **. Manoj is your designated contact'. So he emails asking when is a good time to speak and I reply the next day (a month ago) with my availability and NEVER heard back.

    So the game goes like this, write a poor review on this site, then they post a response that a designated person has been assigned to us and we get ONE email from that person and then they fall off the face of the earth until we do this all over again. So, PHH and CEO Glen A. Messina, and CFO, Robert B. Crowl, let the game continue - you're it!

    Updated on 03/17/2020: So, in response to my awful rating, we were assigned a nasty person to 'escalate' the issue. That person promised to be back in touch by certain dates with answers and solutions to our issue. Needless to say...still waiting after all these months (year+).

    Original review: There is not one thing about PHH that is good. Just as all of the other poor reviewers noted, they say they are sending you paperwork but it never comes and each time you call it is as if you are starting over. They have 'no information on your account', 'they will get back to you'. They spin the wheel for the answer of the day. My husband drove down there and spoke to a senior person and she pretended to be helpful, said all the right things and never delivered on any of them. This has been going on for almost a year. Ocwen was so easy to deal with even if they were in the 1990's in terms of technology.

    The current balance that I owe on my home is under $70,000. I have the IRS paperwork as well as other documentation to prove it. Originally when the company was under the name Ocwen they had the correct balance on my monthly statements and all was well. Once they switched to this scam of a company they sent me statements stating that I owed nearly $150,000! Every time I tried to call and get answers they have someone (who is outsourced from another country) give me the run around. They also reported this reported this to the credit bureau and now I am in the process of filing a lawsuit because of this.

    Avoid this company like the disgusting plague that they are. I will update you all on the outcome of the litigation once it's comeplete.     Update on 03/05/2020: Well I’ve put my complaint on here! They called 2 times when I was at work. Gave authorization on here and written authorization for them to talk to wife. Told them several time we were refinancing and new company faxed them for payoff. Told them closing papers were signed and new mortgage company would be sending payoff. Still keep calling asking where payment is. The right hand doesn’t know what the left hand is doing. They also have added fees onto mortgage and late fees that aren’t supposed to be there. My advise to anyone thinking of using this Company is to run as fast as they can! I will be seeking legal advice and reporting this company. For their illegal practices!

    So my wife paid around $1,300 in September and the representative said everything was caught up and good to go. My wife paid November and December. Then we get a letter in January saying we are behind 4 months. How does this happen? Has this happened to anyone else? Seriously thinking about getting the attorney generals office involved. Honest people out here fighting to make a living then you have crooked companies like this kicking them harder when they are already down. They always say you're missing payments so you can’t refinance or go somewhere else. I have never seen a company that loses (lies) about people’s accounts like this one. Also my wife has done sent in prove of September through December so I guess we wait for a response.

    This company is a sham. They switch you from one person to another yet nobody gives you a answer. Even the escalation manager won't return phone calls. Even the response to these bad reviews are all the same (they give it to a escalation manager) and they just give you more lip service and nothing gets done. I sent 103k from my bank and after I gave them the electronic tracking # they can't tell me where my money is. Even when I was talking to a so called escalation manager (who promised a phone call back four days later nothing) their company called me on another line to complain that I have not made my payment, this is 15 days in and nothing about where my 103k is. It seems as they are trying to rack up late fees and extra interest. If I could give them zero stars I would. Watch their response and let's see which useless escalation manager I get this time.

    My property was foreclosed on 12/31/2019. I called on the 9th of December 2019. I never received any paperwork from PHH -- certified mail or otherwise. Stated that when I called was told at that time that paperwork would be sent out for a modification. I also asked if could look into a payment plan. Nothing was still never sent. I got the paperwork on my own via the internet. Sent paperwork in through email the 19th of December. Checked the website periodically almost everyday and it said account was under review in which I have a screen shot of. Called and emailed a few times. Nobody really had any information. I called on the 27th or 28th. Was told to call back in the 30th which was the day set for auction.

    I called and talked to a relationship manager. He said he was going to call and get a message to the foreclosure department and let them know that there was a mistake. I told him I would call back. He told me it would take a few hours for them to get back to me. I let him know I was a little hesitant about waiting and he said not to worry, he was sending the message. No one ever got back to me and in 12/31 checked the website and a message said all the paperwork was complete. I will Include screen shots. When I called back was told they never received paperwork for modification when the websites states it was complete. Please help. I need to retain my home. My family will be homeless. We have no family and nowhere to go. To this day I have not received any paperwork.

    Like I stated before I received no mail as to a foreclosure date or any certified mail. I only received mail addressed to generic homeowner about foreclosure from marketing companies beginning on the 9th of December. The initial reason it was late is because I couldn't pay it due to waiting on paperwork that had to be notarized and signed in May 2019 that I didnt receive until mid to late June and Ocwen ended up sending a notary out to ensure papers were received and returned to company correctly. I was led to believe the account was under review for assistance and was told on the 30th a email would be sent on error to foreclosed dept and on the 31st a day AFTER the foreclosure conspicuously all my paperwork appeared on website completed.

    My paperwork had been there since the 19th when even after I was told several times it was being sent I had to find it myself and email it. I just kept getting put off intentionality and told that in the 30th to wait until they got a answer from the foreclosure dept before I contacted anyone back. Even though I expressed that I was very uneasy about this request. If I wasnt led to believe from the time I called at the beginning of the month that the account was under review for assistance I could have came up with the back pay by the 30th. So many conflicting answers. People saying no and people saying yes in the same phone calls and same days. Website reflecting assistance review and status of paperwork received and then erased after I brought it to the forefront. I know it is illegal to dual track and I was definitely led to believe I was going to be evaluated for assistance and website indicated the same.

    I am a 67 year old woman who has been recently diagnosed with a life threatening disease. I fell behind on payments and decided to do a loan modification. I was approved and succeeded by making the Trial Mortgage payments. I paid early and called in! After I made the last trial mortgage payment, the representative I was talking to said that from now on I can mail in or use my bank to send in the payment. After that I heard nothing back and sent in my payments via my bank. They were getting accepted and since I didn't hear anything back I thought we were fine. Then I get a letter that says I was not approved for the loan modification because there was a problem with my title loan.

    I figured out what the problem was, got it fixed and talk to a woman named Sheryl who said I can reapply for the loan modification and there shouldn't be any problems. I reapplied and waited almost 2 months for them to send me a letter saying that I did not qualify for the modification again. Saying the reason was because I entered into one but FAILED to meet the terms. This is false. And now I believe that they don't want to help me or my family at all.

    PHH has inexperience customer service employees who are based in the Philippines. They are polite, but are incapable of answering most questions and rarely return the phone calls they promise to return "within 24-48 hrs". I have been contacting them for 6 weeks because they stole $1281 from my escrow account and gave me no notification there was any issue. If I had not tried to sell the house and call about the payoff, I would have found out 30 years after the fact instead of only 7 years after the fact.

    I recently called PHH Mortgage to get a payoff because I am in the process of selling my home. I purchased the home in 2012. In the payoff statement from the bank, PHH showed a $1281 charge that I knew nothing about. I called several times and kept getting told by more than 1 representative that those are fees and they can do nothing about them.... Even though they could not tell me what the fees were for. After getting no resolution, I asked to speak with a supervisor. I was connected with Kimberly who was very nice and very knowledgeable. She got right to the bottom of the issue, identified the cause of the fee, and even sent me all the email strings between PHH and my employer sponsored relocation company.

    My employer paid for certain portions of my relocation: usual & customary costs. There was a $1281 title fee that my employer (United States Gypsum--USG) refused to pay because they claimed it was not usual & customary. A PHH rep challenged that at the time and told USG in an email that those fees were usual & customary and per the Company policy provided by USG, should be covered. PHH stopped the communication, stole the $1281 from my escrow account, and gave the money back to the relocation company. PHH never notified me at the time and neither did my employer at the time. All of these details are confirmed in copies of the emails I received from Kimberly at PHH in January of 2020.

    I spoke with Kimberly several times about the issue and each time she tried to convince me that the issue is with NGC, the ex-employer. That I need to call NGC and ask them for my $1281. I shared my disbelief many times with her, let her know that I no longer work for NGC, and had PHH told me about this 7 years ago, I might have been able to do just that. However, PHH is the Company who took the money out of my account and GAVE it to NGC. NGC did NOT reach in to my escrow account and take it. I do not have a banking relationship with NGC, I have one with PHH.

    After many discussions with Kimberly, I asked her to elevate the issue because I want my $1281 back. She told me she would escalate the issue and call me back. It has been nearly 6 weeks and she has not called me back even though I have called at least 1 time every week since and left messages on her phone. I have also called and spoken with her colleagues on several occasions who have assured me they would have her call me back. Nobody has called me back.

    I get the distinct impression they just hope I will give up so they can steal my money for good. I have had similar issues with PHH in the past where they actually refused to send me funds from a homeowner's insurance claim. Gave me the runaround for weeks and then lied about the fact about something as simple as where their office was when I asked to set up an in person meeting. If I cannot get my stolen money back, I'm not sure I would ever recommend PHH to anyone

    Did not realize I was a on a balloon loan. My home is worth 200k. I only owe 40k. They will not allow me to extend my loan. They will be forcing me to sell my home or Lose it to foreclosure. My credit is bad so I cannot refinance with another lender. I have asked for help to work this out but they do not seem to understand what I am asking for.     This was a bad decision long ago to get a loan like this but we have faithfully paid on the loan. Ocwen wasn't a great company but When Ocwen became PHH our problems intensified as far as the servicing of the loan. Our loan is due on the 22nd of each month. We pay around the 3rd of each month online, which is about 15-18 days early each month. Every month they claim we are late and add a late fee. We have to call every month, they admit they are doing things wrong and say they corrected the problem. The problem seems to be they assume all loans are due on the first of the month. Our loan was never modified to be due then.

    Usually we have to make a second call each month to then get the late charge removed. Sometimes the rep argues with us that we didn't pay on time and we have gotten many letters denying forgiveness of the late fee. We have to deal with this every month, month after month. But how they apply the money to the loan is even more important and we are getting screwed. A payment is applied to the interest first and then the principal. Interest is compounded daily on this loan. If you pay late more of your payment is applied to interest not principal. They mark us late each month, charge us more interest and the principal doesn't go down as quickly so it earns more interest.

    I am sure this is deliberate. We have called and complained numerous times and nothing changes. No adjustment to principal is made. We are nearing the end of the loan and we will still owe just about $10,000, which has to be paid in a lump sum to clear the mortgage lien. This is despite every payment being made on the loan and some $46K in interest already paid on a 30K loan. Yes it was a bad loan to begin with, we made a mistake. But they are milking us and I think this company should be sanctioned or sued for its practices, just as the parent company Ocwen was.

    First off, I want to make it known that this is not a reflection of their representatives, but more so on their entire system. My husband and I have been on a repayment plan for several months now, and we have been paying it without problems. This month, my paycheck for my Veteran’s Benefits was not received on time, and it caused the payment to bounce back to PHH. As soon as I found out about the payment returning to PHH, I called and notified them and told them when my paycheck was going to be deposited. I called several times these past 2 weeks. Well, last Friday I was finally able to make my payment to PHH, and today PHH rejected it and they canceled our repayment plan. This was completely unfair! I did the right thing by notifying them and I was reassured that nothing was going to happen. It’s not my fault that my VA paycheck didn’t get direct deposited on time, but yet PHH sees it as my fault.

    They punished me for something that is completely out of my control! Because of the fact that they canceled my repayment plan, the representative was not able to accept my payment for this month, and I was told that I have to wait a several days before I can talk to specialist. I’m trying so hard to rebuild my and husband’s credit, and I feel like PHH punished us for something that we had no control over. PHH, it wasn’t fair of you to cancel my repayment plan when I especially gave updates everytime I had them, and I tried to pay as quickly as I possible could. I want to get this reinstated, but I’m scared of how long that process will take before you take my house. It took 6 months to process the original repayment plan, and I don’t have that long anymore. I feel scared, and I feel like your company violated my trust. Please help!

    After owning a home for 25 years with no problems with my mortgage I fell into a sub prime loan as a result of contractor fraud and a collapsing economy. IndyMac turned into a nightmare with OCWEN, now PHH. I made payments through an over the phone vendor and then could not get the money back when they returned my outrageously inflated late fees and I had to get the Attorney General of NH involved to get the money back. When modifying the loan I was repeatedly told--for months--that I had water/sewer liens on the property and the mod could not go through. I repeatedly sent them paperwork from the Water Dept. which stated very clearly there were no liens. After almost 2 months of this they told me it was not a water dept. lien but a bank lien. I had to repeatedly go to the Registrar of Deeds to prove there were no liens.

    They would not accept the registrar's paperwork for months. I have been on hold for 1/2 hr. trying to get through to track payments and then the line drops. I have done this recently as many as 3 times a day. Payments are not posted or they are lost. I cannot use their online payment system--it tells me my card cannot be verified. The staff is pleasant enough but every bit of information I get is contradictory to what someone else says. I called to make an appointment to speak to the point person for my loan and she never called at the appointed time. When I called to ask what happened I was told they do not make any outbound calls. The fax machine never works. You can wait one hour and your communications will never go through. The only way to get through is through the Banking Commissioner.

    Every single month I struggle to log into my account to the mortgage questions.com website. I get past the initial login page, but when I attempt to CORRECTLY answer my security questions (have tried all 3), I get the following screen: "Not Found. The requested URL /siteminderagent/forms/https:/sso/mq/login.jsp was not found on this server."

    This happens even on their recommended browser (FireFox). I then have to recreate security answers and then I can finally login. This is a monthly thing. I even tried clearing browsing history / cache (which should have nothing to do with this issue) and still no luck. I make online payments to at least 8 other sites and never an issue. Additionally, one of their recommend browsers is Internet Explore 9.0 - yes, in the year 2020...

    What's unfortunate about this whole thing is that everyone pays a lot of money in closing costs. My original lender (Guaranteed Rate) sold this loan to PHH and I had no choice. It just sucks that after spending $1000's in closing fees for all involved parties to get their grubby hands on, I'm left with a 3rd rate company to deal with....ugh..

    I had a concern when my Mortgage was not even loaded into the PHH System on February 1, 2020. I had many conversations with the people on the Hotline. They were all very courteous and willing to help if possible. Being an IT professional myself. I asked many in depth questions about their processes. They were very patient in answering my questions to the best of their ability. It is my nature to be precise and specific to understand the processes and to understand the length of time for them to work. On February 10, the data got loaded on to the system. I was able to register but the link failed. The next day they corrected the problem and was able to make the first payment. I am now a happy camper. I was a Software Engineer for IBM and Lockheed Martin for a total of 35 years.

    Updated on 04/08/2020: I have no idea how this company is allowed to operate in any state. Our mortgage payments include our property taxes. For over two years we have tried to weekly for PHH to pay our taxes. Finally after over two years I filed complaints with just about every government agencies you could think of and our taxes were paid. This company is totally incompetent, lies, disorganized, dysfunctional. Stay away from PHH.

    Updated on 02/14/2020: Per my last review from February 2020. As stated we pay our mortgage which includes taxes for two parcels. PHH refuses to pay the taxes on one parcel even though they have our money. The first, review says "Resolution In Progress". Well, that's just impossible because the mortgage is in my wife's name only (which I did not provide) and second I did not provide a parcel number so there is no way for PHH to resolve this major screw up without knowing who we are. Ridiculous. Do not do business this this company, read the other reviews, run for the hills. Total incompetence.

    Original review: Our mortgage was sold to PHH. What a mistake. Our taxes are included in our mortgage payments and our property is divided into two parcels. Since September we have been trying to have PHH to pay the taxes on one of the parcels, but PHH can't figure out how even with explicit instructions. They still as of today have not paid the taxes and our property has now been sold for delinquent taxes. We highly do not recommend this company and read the other reviews. Refi and run from PHH. They are the worst ever. You have been warned.

    OMG! I attempted to pay my mortgage yet again online and I received a message that my payment can't be processed. Then if I pay via automated system I have to pay a fee. When I went to the website today it is still showing 27 days late from last month, which I was NOT late and I reported that PHH failed to process my payment on 1/2/20. I have had an outstanding payment history with my mortgage and NEVER encountered these issues with OCWEN!     PHH lost one of our payments last year, then claimed the check I'd written was returned for insufficient funds. It was not. My bank certified PHH had never even presented the check for payment. After literally hours on the phone with their agents, we resolved this situation and PHH removed the late fees; however, we did not want to deal with this company anymore, so we refinanced. Our new lender paid our note to PHH in full and our county taxes. PHH also paid the taxes from our escrow account, but the funds were returned to them as the bill was already paid by the new lender. We have been waiting for over two months for PHH to return the $2000+ owed to us from this fiasco. We have spent hours on the phone trying to reach a supervisor who can actually give us accurate information. In the meantime, our money sits in PHH's coffers earning this unscrupulous company interest. What will it take, PHH? When will you refund our money?

    I was proved for a trial modification and completed the payments. The final loan documents took forever to be sent. I sent the original back. They were received and first stated they were not notarized. Which was incorrect. Then I was told it was approved and to wait for my account to be updated. That never happened. I was then told the documents were denied. Because my middle initial was not included when it was notarized. I received the second. Sent signed. Had them notarized and returned them. 10 business days later they were not uploaded into the system. I have asked to talk to a supervisor and was refused multiple times. My case manager has had zero contact with me. I was then told why didn’t I send it overnight mail. I returned it in the envelope that was provided. Was told it takes 10 Bussiness days to receive the documents.

    I was Approved for a Loan Modification. I completed my 4 Trial Payments on time. The company had an Computer Error showing that my payment was not made on time. I received a letter saying I was denied because of a late payment. I had all my receipts showing my payments was made on time. A representative apologized for the inconvenience and stated it was a computer error. A message was sent to an Underwriter for a review to reverse the Decision. It's been over a week and I'm still waiting to get an Update. Hopefully I don't have to get an Attorney!! This is the Worst Company I've ever had!

    My mortgage was transferred to PHH from Ocwen several months ago. Since then it has been a nightmare. We were one payment behind when we were transferred in June 2019. We had applied for a making home affordable loan 3 years ago and had payments automatically deducted from our account since a month after getting approved for a modification from Ocwen. I knew that the merger was happening and received an email that if we had automatic withdrawal it would continue without me having to do anything. June, July, August and no payments were deducted. I went online and set up a payment to be done in September. Still no payment taken, get a letter in October saying that payments will begin November 1st but will terminate on November 19th.

    Call PHH. They tell me we are in foreclosure proceedings and I must contact their lawyer. The lawyer takes a month to respond and then responds with the same answer. Every month with another mortgage payment tacked on that we are now in debt $17,000 haven't made a payment since they took over our mortgage, my credit score is tanking. All I asked for was to be able to start making payments and that I was not paying all of the fees for foreclosure procedures that they were assessing me because they made no attempt to do anything about collecting it.

    Last week I get a packet, I think great. They are going to do a modification and get me back on track. Nope. It is a copy of letters sent to me since October and then the last pages are something that I was supposed to fill out for them to have started automatic withdrawal that they never received. Probably because they never sent it and I have the email that said I need to do nothing. I am starting to feel like they are not happy with the mortgage that I had bc I was only paying back less than half the loan for the first 30 years and then there was a single payment at the end. I feel like they are dragging this out unnecessarily and they just want to take my house or get me to find a new lender.

    When I had mortgage through Ocwen I made weekly payments for my mortgage. Payments for April, let's say, went to the May payment. I had no issues and was paying down my mortgage. In May 2019 my account transferred to PHH. My final payments May, for the June payment, were sent to PHH and ultimately applied to the May payment -- thus paying that month twice. Since that is me, every month I have desperately attempted to correct the issue and every month PHH tells me I am wrong. I am truly at my wit's end and cannot afford two payments to bring me current. I don't even know where to turn.

    My loan was sold to Fannie Mae with PHH as the servicer. All notification letters were received late. The bill arrived before the letter the loan had been sold. I signed up immediately for autopay and the first payment didn't go through, although there was no notification of such. There is no way to get around a drafting fee for that initial payment of the loan. They service overseas. No managers are available. No ability to waive the fee. I have had many mortgages over my life and never had this bad of an experience with a mortgage servicer.

    I have trouble every month logging into the PPH website www.mortgagequestions.com and I have to try several days in a row, each month, just to get in and pay my mortgage. I contact customer service several times through their website email contact. I get an automatic email response right away, saying they will answer my email in 5 - 7 days, but they never answer any of them for months now. It has gotten worse over the last several months since they set up the new payment portal.

    Every month there is a new problem when trying to pay our mortgage online. This month I was directed to a new portal and the server was down, after playing around with it for 20 minutes it finally allowed me to make my payment. Previous months entailed problems such as account didn't exist, you're not allowed

    to make a payment at this time (???). I would use auto enroll but don't feel confident in allowing them to do this, they would probably not take out the payment in order to make me pay a fee or take several payments per month. Very Frustrating!

    My mortgage was switched to this company a month after we closed. The old mortgage mailed my payment to PHH but I didn’t not know the transfer happened. This was in July 2019. It is now almost February and my payment has not been found. After sending a copy of the check, which my bank informed me was cashed 7 days after the previous mortgage company sent it, they are now saying it was a bill pay and they returned the funds. When you call no one seems to have the ability to help you. If you ever get stuck with this company refinance right away!!! First time home buyer and my first mortgage company is a complete nightmare. Terrible Terrible Terrible!!!!

    My loan was sold to PHH from Ocwen several months ago and since then they have been denying me a legitimate question and answer conversation due to the fact that I am in a current bankruptcy. Each time that I have called which has been only twice, once when they first made me aware of the loan change (and also informing me of the letter of consent) when I presented them with a question at that time and twice when I called them to verify if the letter of consent was received 48 hours later which I was told yes it had been received.

    MY ongoing issue is that today when I called with yet another question about a letter that I received this week that clearly stated that if I had question to please called them I was again asked to send a letter of consent. I must say that I am very displeased with them as of now and a would like to submit this statement as formal complaint and a review of my loan from the day that they bought it including all forms of communications that we have had with each other as their level of service is completely unacceptable.

    Updated on 01/30/2020: I don't understand why it's so difficult to identify who you are when calling a customer. I truly hoped that we could have resolved our issue today but instead you called but refused to identify who you were. We are living in a day and time where millions of people are receiving tons of random calls asking for a certain person and then trying to sell or lower something. My life is in your hands which is my Mortgage and you have access to very personal information about me so what is the problem with simply saying this is PHH Mortgage Company, then once the consumers identity is established and personal information is verified then we could move on to discuss business.

    All of us receive tons of calls from various entities and it's frustrating that our own Mortgage Companies contact us as if they are random solicitors and refuse to identify themselves first. We don't know who we are talking to either. PHH doesn't come up on the caller ID, we as consumers could be getting scammed, the risk is on both ends. But if you call and identify yourselves and ask us for protective information then once it has been verified and established then possibly we could get to the nature of the call. I am so disappointed with PHH and the experience that I had yesterday and today. I don't feel valued as a customer and because PHH failed to process my payment on January 2, 2020 caused me a lot of mental anguish. The automated system failed. Then I get an email stating that you tried to resolve the issue???? I never had these issues with OCWEN, I trusted your system and it failed.

    Original: I am extremely upset with PHH Mortgage company, I made my payment on 1/2/2020 through the phone automatic system as usual, come to find out on 1/28/2020 I discovered that the payment didn't process. The gentleman in Customer service was highly rude and disruptive. I only learned that they didn't process my payment when I was trying to obtain my property taxes. I really don't like this mortgage company and I've been a homeowner for over 15 years and this is the absolute worst mortgage company this far. Someone needs to buy them out! Now my credit report is going to show 28 days late! Thanks for messing up my CREDIT!!!!

    Escrow, so I wasn't due for 6/19. PHH said I owed for it and charged for ALL kind of fees to use up the excess. Then PHH said I was behind 1 mo. when they took over loan, next W.U. they said I had to use sent $$ person and when I paid Dec payment, PHH REFUSED it because they said I was 3 months late. Went to money center and got all $$$ back & paid almost $3000 to include Jan and the stupid back payments and unfair fees and expenses that I already had disputed with PHH (like charging ins in March to their sister company eff prior October). When I paid $3000 to PHH, guy there told me to put off all the fees to end of loan. Told him payment dept never let you do it. Still no statement since then. I THOUGHT OCWEN WAS BAD???

    In December 2019 we received a bill that our property taxes was paid. PHH paid over $1000 too much and is now raising our mortgage to cover the negative escrow. There wouldn't be a negative escrow if PHH got it right! When a letter was sent to PHH verifying they overpaid by $1000, PHH refuses to do anything about it and continues to charge us $100 a month extra to cover the escrow shortage. All calls to their customer service have been fruitless as it must be a script to tell the customer “call back in 1-2 weeks” when you don’t know what to say. I’m extremely frustrated at this terrible company and am counting down the days I can get my mortgage with a company that actually cares and doesn’t steal from the customer.

    Ever since Ocwen came up with this PHH I have had NOTHING but problems. I had the 2nd mortgage for 10 years without issue, now PHH has screwed up 2 payments already with wild claims that I did something wrong on my check I mail to them (because they suddenly started charging me to pay online) that caused them to put my payment under principal and not the regular payment. Then they claim I am late when they agree they received the payment, but they put it under principal and not regular payment.

    First time they did it, they claimed that it was all my fault, and that I wrote a check that was $15 short. I disagreed, but told them, ok, so I'll pay you the $15 and you can put it under regular payment. They did. Then the next statement said I owed them $15 for late fee due to that mess. I just said fine, and mailed my payment for the amount shown on the statement, which included a $15 late fee. They then proceeded to put the entire amount in principal and say that I am not 19 days LATE!!! I am FURIOUS!!!

    So I was behind on my mortgage and had a pretty good fixed rate loan but thought to help getting caught up I should do a loan modification. I filled the paperwork and followed up with a few phone calls saying it was being handled and in the meantime I did not need to make a mortgage payment. Then I called a few weeks later to find out it was approved and the new monthly payment. I was told I would receive in the mail paperwork confirming this. I received a package but was not able to open and read it well until a few days later...like only 4 days later. It was a Saturday and I found out that if I did not sign this and notarize it by that Monday it would be canceled and I would be stuck trying to come up with these missed payments.

    We then began to read the new plans for my mortgage and to our shock we had a balloon at the end of the loan that was huge! We did not want this but also did not want to lose our home so we reluctantly signed and overnighted the paperwork. We felt sick sick that happened and felt like they made it impossible for me to do anything else except sign that. This was in October and I want advice on this situation. Because of the late and missed payments my credit is bad. I am making sure to pay on time since this happened but still feel like I was tricked or something. Do I have hope of changing this later to remove this balloon? We never had this and have been in this home awhile. I wish they had been calling me to explain what was going on. Any advice?

    My mortgage was sold to PHH not by choice. I sent my 1st loan payment to them and they made a mistake apparently allocating payment as I was not allowed to sign up for autopay online because of this. I was on hold for 40 minutes waiting for a rep. They said it would be resolved by Monday but it took a week. I signed up for auto pay but can’t add additional payment to principle online. The website is Awful to use and navigate. I called to pay this month over the phone and it would not accept my form of payment stating it was invalid which it is not. It’s also through a larger well known bank. I’m already disappointed 2 months in and would like to change mortgage companies.

    Updated on 02/14/2020: PHH Mortgage is the company which I can consider who plays hide and seek games like 4 years child to the client, after Attorney Consent Letter provided to phh mortgage I am not getting all information freely. Even consent letter states that "phh mortgage is allowed to talk to Mr. ** as any other client". Even though phh mortgage told me today that contact bankruptcy attorney when I asked for last full year payment statement. I have send few emails to phh mortgage but they have never replied back, this is not how mortgage company should work so people be aware.

    I received a letter from NewRez stating that my pay off amount was $450.50. I sent that amount. After a few days I called to verify that they received my payment and to check that my loan was paid off. I was informed that it was in fact paid off and that I would receive some money back. Then I received another letter on 1/22/2020 from NewRez stating that I still owed $292.64. So I called NewRez again about this and was told that I didn't owe that so I'm really not sure what is going on.

    I called to make a payment over the phone on 01/17/20 the representative politely informed me that my payment was due on the 16th not the 17th and that l would be assessed a late fee. I asked the representative if it would be possible to waive the late fee as a one time courtesy and she politely told me that she would be happy to forward my request to a supervisor and that l would know if my request was approved when l make my next payment. The representative was courteous and kind and l appreciate that.
