I called concerning my modification and temporary loss income. PHH has helped me out and have showed me compassion. Since Coronavirus I’ve been displaced from work, tough time getting unemployment help and my bills continued to come and PHH helped a lot.

I am a new customer for PHH. I was having problems logging into my account. Call the 800 number and spoke to a very helpful Customer Service Lady. She reset my account for me, so that I was able to set up a new password.

Having issues with making mortgage payments due to the pandemic has been a breeze. Their commitment to their customers has lesson the anxiety of the loss of my job. I would recommend PHH to anyone! I had anticipated a lengthy wait and an automated service to assist me in sending me the document I needed. Kiana(sp?) got on the line after I went through your short and succinct menu, asked me pertinent questions, listened to my request, found what I was looking for and emailed them to me!! Literally within minutes I had what I needed. Do you know how fantastic and rare that is? Not to mention, she was kind, professional and genuinely wanted to help. Fabulous customer service, do you know how rare THAT is? I went online and filed a 5 star rating for you! I never go online and rate things. From the bottom of my heart, Thank you.

BWO was very helpful!!! She answered all my questions and offered to help me out with the status of my mortgage. All my questions were answered and she offered a solution to my situation. Due to Corona Virus, my husband lost his job and I am 71 yrs old collecting Social Security, and she help us to suspend payment till May so we can recoup. THANK YOU!

During the Covid-19, we were not able to make our scheduled Mortgage payments, PHH Mortage was helpful, nonjudgmental and very professional. They called every few months to check on my financial situation, each time I was allotted additional time delaying my payments. I was assured, this would not hurt my credit. Being affected by the COVID-19 really effected our income, PHH was one less worry.

I am always treated with respect and politeness with dealing with PHH representatives. They respond promptly to my questions and concerns. They are extremely good at unscrambling any concern I have when I have trouble explaining it. We recently refinanced and PHH made it a trouble-free and pleasant experience.

Payments not posted for over 8 months, were paid by Wells Fargo bill pay. Idiots still can't seem to fix the mess they created after providing documents time after time. Screwed up our credit rating. No words can describe their utter incompetence. Realized their mistake, still haven't fixed their mistake. God help anyone who does business with these jerks. They will eventually screw you over, just wait.
India customer service compounds their incompetence. You can never ever talk with a US service rep. They obviously check their brains at the door. CEO is a professional idiot and clueless as well. PHH should lose any licensing. BBB rating should be minus any star rating. Incompetence is PHH hallmark. Run and run fast. Still after a year PHH has not resolved my nightmare. CLUELESS, INCOMPETENT & IRRESPONSIBLE. I paid my mortgage on time on the 1st, who knows where they posted my payments. Still screwed up today and no fix in sight. Cost me business contracts because they screwed my credit rating.

PHH Forbearance Program is an exceptional program and very customer oriented. I have dealt with banks and mortgage companies for 45 years and PHH tops all. Every customer care representative is professional, courteous, patient and knowledgeable. Continuously, I was regularly informed either by letter or phone call about their various options available. Because of PHH, I could pay most of my bills and not suffer from financial and pandemic anxiety. I am very grateful for their exceptional, customer focused program. I would highly recommend PHH to anyone.

Refinanced 15 year mortgage with escrow Spring 2020. They lost most of the documents. And funds didn’t match my closing documents numbers. Proving proof of insurance was a joke. I had to call insurance company and mortgage company together to fix that mess. After losing my forms, I also had to submit my documents via mail 2 times. They lost both of them regarding escrow account. I called and made them do it electronically while I was on the phone. I was told it would be Processed. Never was.
Never got my escrow money for property taxes and had to pay myself. Now I’m trying to get my escrow money. They have never returned a call. I was given bad extensions when I asked for contact information from escalation representative. They declined my request to cancel my escrow account because I’m a new client. I provided proof I paid taxes and they never followed up with that. Had to reopen the case. Still pending processing. Not to mention, the hold times are crazy long. STAY AWAY!!!!

I have been laid off from my job due to Covid19 and with unemployment insurance running out my mortgage Company PHH mortgage helped out in July with the Forbearance Clause which expired in December 2020, I called my Account Manager at PHH Mortgage about a week ago, She was very knowledgeable and understood what I was going through and she helped me out during that interaction by extending the Forbearance period again for us. We really appreciate the help. Great Mortgage Company.

While PAYING my mortgage loans, the only Bill I have that have a very high charge to make a payment over the phone. Also for my second mortgage. I only feel comfortable with calling in my payments because life now days are so uncertain. Thank you!

Although PHH seems like a very large company, every time I have called, I have gotten exceptional service. 2020 was a tough year but thankfully PHH is my mortgage company who went above and beyond to show me they care. Empathy is not the same as sympathy... PHH has agents who put themselves in my shoes (and many others) to figure out a plan (or option) that would help get us through these uncertain times vs saying “I’m sorry, when can you pay?”. Every time I called customer service with questions, I was treated with respect and felt I had a ‘partner’ who wanted to help me succeed during the pandemic versus saying tough luck! Because of them and their resources, I’m finally able to get back on my feet and continue living in my dream home I worked so hard for. This company listens. They care. They want families to have a roof over their head and go above and beyond to help them out. Thank you, I appreciate your support!

My wife handled mortgage payments with on-line banking. She died and I was unable to figure out how to cover the mortgage payment. I was very upset. Your representative was very kind to me. She handled my displaced anger about my wife's death and then walked me through the steps to rectify the situation.

Your response to our survey: I had a real lousy situation to deal with which had to do with my escrow status in 2021 which I learned about from a letter I received from PHH. The letter had tons of data and information and instructions for me to follow based on the fact that in June of 2000, my house insurance increased quite a bit. After studying the phh letter, I called a woman in India who works for phh. She and I reviewed my situation and she helped me to make the decision to fix the issue I had to increase my 2001 escrow expense per month. She did an outstanding job. Give her a raise!

The customer service representative was efficient and personable. She made sure that all the details were handled regarding my account and she gave me the necessary information that I called about. On December 1st I accidentally added an extra zero to my mortgage payment. I called PHH to make them aware of my mistake and return the excess funds. They lie to me every week and tell me the funds will be sent overnight. The check never comes. While they play their scam out I have a contractor whose wife is ill to pay, four children here whose Christmas has been ruined by PHH, etc. They send me from one agent to another who lie and say the check is coming and now almost a month later they have my funds. Terrible people!

Called to see if they could help me with my situation. Very understanding and helpful, I was very happy with their service. They called 2 day later and asked how things turned out. I was happy with everything and will not hesitate to call when I have a question.

This is a very easy company to deal with. Representatives are very knowledgeable and want to please. I have always found them to go above and beyond to provide correct information. I was quite leery because my mortgage was recently changed to this company from Ocwen Loan Servicing... But I have been pleasantly surprised with their service.

This company recently purchased my mortgage. After doing so they failed to pay the homeowners insurance causing it to be cancelled. Little did I know until I called my insurance and they stated we cannot reinstate because we no longer offer insurance in your state. OK CALL PHH.... THEY STATED "THAT'S WEIRD". Never seen this happen before. Well I asked them to get me new insurance but they couldn't so I spent a couple hours finding a new insurance company and sending them the bill.
A few weeks later I got a bill for the 2 months I apparently didn't have insurance (mind you cause they didn't pay the bill). Oh and the only reason they didn't know I had insurance is because I CALLED THEM AND TOLD THEM. So all said and done they caused me 6 hours on the phone and increased premiums for 2 months. I don't want them to have my loan and want my US bank loan back. These people are absolutely terrible and now I am stuck with them.

I am unemployed due to Covid-19. Two other members of my family, my son and daughter are also unemployed. For 10 years I have never send a late payment or missed a payment on my mortgage. PHH Mortgage understood my situation and helped me by postponing my payments to the end of the loan, I was informed that by accepting this program I won't lose my house, I feel that PHH has help me genially and so I'm deeply grateful to them for understanding my situation. PHH Bank has helped me in my most difficult times. Thank you.

I have had occasion to use my PHH web site to have "chats" with staff. On each occasion, the representative was professional, polite, and made relevant inquires to understand my question(s). The representative had access to my mortgage/loan file including my payments and verify my automatic payment status. We refinanced our PHH loan with Owning Corporation without escrow account. PHH was paid in full and escrow was to be refunded. Then, I learned PHH bought our loan from Owning Corporation and the escrow balance was transferred to a new PHH loan number. Why would PHH transfer escrow balance to an account that does not exist per the terms of the loan they bought? They need to refund the escrow. Our past experience with PHH has been terrible. Under the initial loan with PHH, they set us up for loan Modification without asking us or without us submitting an application or request, they even called me to tell me the Mod was denied. Of course, they denied an application that was never submitted, what a joke!
Also, they kept emailing me about final documentation for refinance even though we were not refinancing with them. Also, the document filed with the County I live in does not reflect my full legal name. I wish a consumer had a say as to whom the loan is sold to. I am beyond disappointed in the manner PHH handled our original loan and to our biggest disappointment we are to continue working with them.

Phone service was easy to navigate with representatives that are clearly knowledgeable. Reasonable verification information was required and my docs were delivered over a separate secure website.

I was having trouble getting to my Account on the Internet. I gave up and called, not in a good mood, for help. The gentleman I spoke with was very kind, considerate and extremely helpful but due to my "nasty" mood I gave up. However, after a short while, I was able to access my account using the info/slash assistance he had suggested. He was absolutely correct. I actually owe him an apology for my attitude and would call and tell him except I don't know how I could reach him. If, whomever receives this message could pass that on to him, I would be indebted.

Had an almost perfect credit score of over 800, and agreed to a Forbearance relief for 6 months (1/2 half of normal payment), and made every payment on time and a few months later found out they called every payment 60 days late and ruined my credit (dropped to 715), and will not change the reporting, even though I paid as agreed upon. Please do NOT do business with them. They never ever told me this would happen, as I take my credit score very seriously.

My fiancée and I took the offer to stop payments in April because of COVID, and when we talked to them about what happens when we restarted monthly payments we were told we had plenty of options, one of them being deferment. When it came time to restart payments, they automatically had us go another 3 months. November 1st we were suppose to start payments again and we planned to defer the 6 payments to the end of the loan instead of pay it upfront. Called and was told it 100% wasn’t an option and wasn’t something the company did, even though it’s an option on the website. Got told to contact our manager, she can not be reached.
Hasn’t responded through email and the number we were provided doesn’t work. Trying to call again and we were kept on hold and then hung up on. Filled out the covid assessment, told absolutely nothing. Still haven’t heard anything but have been sent paperwork to "help keep us out of foreclosure" and paperwork for assistance with again no contact of what it's for. Was suppose to get certified mail from them today that just didn’t make it to our mailbox. This has been an awful experience and we still have no idea if they are going to take anything other than the 6k that we owe upfront. Absolutely awful.

The response to the emailed I sent to was replied to right away which is rarely done nowadays. The rep that responded was patient in listening to my concerns and was able to give me detailed information to resolve my issue in a timely manner and encouraged me to reach out to them with further questions.

Started the refinance process in May, answered their questions, provided documents and then nothing. Every month, I would send an email and ask for an update. Signed more documents, then nothing. As of today, still nothing. My application has been escalated three times, still nothing. Would not recommend using PHH for a loan or refinancing.

PHH should have zero stars. My friend, Steve, is a brain injured Veteran with a home loan that was purchased by PHH. When PHH purchased his loan, they raised his payment to three times what he had been paying. They refused to modify the loan or reduce his payment. He tried to refinance his home but couldn't because he was slightly underwater. They told him to Short Sale the home he loved. He got a real estate agent, who found a buyer, who made an offer. We have been waiting now for almost one year to know if they have accepted the offer! They have been stringing Steve along for 18 months now with loan modification applications, financial packets, new case managers, foreclosure notices, etc.
We have done these applications many, many times because they say they expire. They only expire because PHH does nothing for months! They say one thing on the phone and then send letters and documents that have nothing to do with what was discussed on the phone. Now they are saying Steve's ex-wife is on the loan, even though we sent them a recorded Quit Claim Deed, Interspousal Transfer Deed, and Divorce Judgment, giving him the house ten years ago--long before his mortgage was sold to PHH in 2018! They have now ruined her credit! Now, they want another Short Sale Application and Financial Packet! Really?! If they would have modified his loan for one year, he could be selling it now and paying off the loan in full because the value of his home has come up to what he owes on it!! Or--he could have refinanced his loan with a reputable company and still be living in his home! But no, they continue to hold everyone in limbo!

Since my mortgage is already through PHH I thought the refinance process would be easy and quick. I am now over 60 business days into this refinance and still not done. No one ever calls or contacts me unless I initiate it, every time I call or email they need something else but don't tell me until I contact them which has held things up and recently the person who was handling my loan is no longer with the company and no one notified me until I called to contact her. Been trying to contact the new person assigned to my loan for 2 days through phone and email and no response. It's time to take my business elsewhere.

For the most part, the customer service has been very good. I had a negative experience with customer service personnel back when the account was managed by Ocwen, but since the change to PHH, everything has been very good. I did have an issue with the ability to hear one of the customer service representatives I spoke with (likely due to a poor connection), but we were able to work through it. The conversation today was very amicable and the customer service rep and I were able to reach a mutual and very agreeable course of action, which we will revisit in 90 days!

Covid-19 has hit my community very hard. I have several friends, coworkers, and one sibling who have gotten the virus. I've been fortunate so far and not had the virus, but have had worries because of Covid. A furlough from my job added on to those worries and PHH Mortgage reached out to me asking if they could help. I've had 5 different mortgage companies in my life, and I was totally thrown off guard with this offer, so I searched further, called back to ask questions a few times, read all the fine print, and came to the conclusion that it indeed was a true offer of help, with no penalties or fines, to have a "time out" in order to get back to work and into a better financial position. PHH has been satisfactory while servicing my mortgage for the past several years, and though I did not require any mortgage relief or forbearance during the days of the pandemic when they were still servicing my mortgage, they did promptly offer a plan for customers who did need the assistance. My wife found him on Facebook. I'M ready to message him there. It’s really ridiculous. They shouldn’t handle VA loans. Veterans deserve better treatment. Sorry I didn’t go with USAA.

PHH Mortgage Servicing Company has a set of internal policies and protocols that cost their customers money while making money for them. They neglect to include needed documents in mailed communication, place funds paid toward a mortgage in "Suspense" or "Restricted Escrow" accounts while the loan is still costing the customer interest. They have had over $100,000 in funds from me for twenty-five (25) days, and all the money I owe on my mortgage for twelve (12) days, yet my online balance still shows as $101,000.
In the meantime, they have been charging me interest on all of it. There is no cross-training between departments; one department tells you one thing, another department tells you something else. In conversations w/ their employees, you tell them something three times and they just continue to say what they are trained to say which doesn't take into account what you just told them. They exhibit no consideration for the customers they are supposed to be serving. All the while, their by line is, "Where helping homeowners is what we do". Nonetheless, since mortgages are sold and transferred to them for servicing, you have no choice but to use their services. I give them a one (1) Star Rating only because there isn't a lower rating option.

Just a few words to let you know that I was extremely satisfied with my relationship manager who represents PHH Mortgage. She was very cordial and professional the entire time I was with her on the phone. A special moment that I recall during our last conversation was when I was explaining the reason for my request asking for a deferment on my house payments. I was explaining how Covid affected me financially. I went on disability from work due to a knee injury which occurred on January 3, 2020. This caused my financial income to drop dramatically. My surgery was delayed for the longest time.
Just recently, I was able to return to work on September 15, 2020. I was getting emotional when I told her I did not want to lose my home. The way she responded to me is what caught me off guard. She told me, "You're not going to lose your home Mr. **". Her voice was so reassuring to me, sort of in a way of how a parent would talk to their child. After our conversation, my stress went away and I felt so relieved. It's nice to know that there are special employees who truly care for their customers. Thank you so much for everything you do.

I previously posted a bad review in which I had deleted regarding service fees for payment transactions via online with PHH. I got all worked up because I seen bad reviews after I set my account up online and noticed the fee. After further investigation by calling PHH I found out that you are able to remove the $7.50 service fee for online payments by either setting up auto payment or by going paperless billing. In my opinion the company is good company and I personally don’t feel the service fee is an issue since they give you options to eliminate it. PHH thank you for your understanding with your responses to my previous post and I apologize for getting upset without calling you first.

Updated on 09/16/2020: PHH sends the can responses that they take complaints seriously. I have gotten this same response at least 20 times in the last weeks since contacting PHH. I was told three weeks ago PHH was processing a wire to restore the funds stolen by this mortgage company on August 31st, of which the rep took two mortgage payments. The money was taken electronically, and I insisted it would be return the same way. These so called escalation managers, told me DAILY, the wire was in process. Yesterday (9-15-20), I was told a check was mailed on Sept. 11th, but backdated to 9-2-20. This is nothing more than criminal, and an effort not to replenish the money, and add the interest of 3 weeks. In today's climate, I am not surprised with this company's dishonesty, and lack of consumer concern.
Original: I paid my mortgage on August 31, 2020. The representative processed two payments as opposed to the 1 authorized and owed. Every time I call, I’m told the refund is in process. It is like talking to robots. 12 days later, this business still is withholding my money. I been a loyal customer for 14 years, and this is the treatment in a pandemic. The “escalation” managers are useless. Don’t do business with this company!

I can’t thank the wonderful people at PHH Mortgage enough. They literally saved my life! As a single mom it’s hard enough with one income but I am also helping my 87 yr old mom with her mortgage and bills. I really had no idea how I was going to pay everything during Covid since my income was practically nothing as I own my own business and everything was shut down for months. Even now I am not making anywhere near the money I was making before Covid. I was getting nasty phone calls from my car loan company, electric and cable company with no care for what was going on in the world. It was heartbreaking I had one company tell me I should borrow money or take out a loan because they wanted their money.
PHH was the ONLY Company that was caring and extremely compassionate and it wasn’t just one nice rep it has been Every single one that has done so much to help and reassured me that they will continue to help as long as Covid continues. PHH sent my father a notice of default for his reverse mortgage with the claim that he was in default for "non-occupancy" during Covid-19. He's lived in that house for 52 years, and I'm currently at a loss to explain how they made this determination. It's not like my 74 year old father is gallivanting around town during a pandemic. I'd really like to know how they came to the determination that he wasn't occupying the property because to the best of my knowledge, no one actually ever came to the door and knocked to ask. Did they make a couple of phone calls that no one answered?
I know they attempted to reach him by calling me exactly ONCE. I wasn't able to take their call in the middle of the day because I was WORKING AT MY JOB. I tried to call them back shortly after I got the message only to get put into a phone tree that didn't provide me access to the person who'd called. I tried a couple of options and waited in a phone queue for nearly an HOUR before giving up.
I more or less had to force my retired father to sit on hold for what he claims was about two hours before he finally got hold of a real person. Other than him telling me that they said everything is "OK" now, I have no proof that they aren't going to try and proceed with foreclosure proceedings as their letter to him threatened to do. Now I'm going to have to sit on hold in a phone queue just to make sure that my elderly father doesn't find himself put out of his home during Covid-19.

Poor customer service, lack of knowledge and they are very hard to understand due to language barriers. I spent 6 months waiting on them to send a document still waiting today. They could do better currently disputing balance that they are reporting to the credit bureau incorrectly.

Overall, we had a good experience. However, the one problem that we had was: when we closed, we were suppose to get our August payment back. Instead, they incorrectly rolled it over to our escrow account. Our escrow account already had money in it because they rolled over the escrow monies from our previous loan. They are working on reversing this and getting our money back.

PHH may be good at establishing a mortgage and taking your money, but they are horrible when it comes to their processes when you pay off your mortgage and returning any funds remaining in your escrow account. When paying off your mortgage, they will only accept a cashier’s or certified check. They do not have the ability to direct debit final payoffs. This was very inconvenient, especially during COVID, when your bank is located in a different state, many hours away by car. Once the payment was made, it has now been over a month and a half, and I’m still waiting on the refund of my escrow account funds. I’ve have contacted their customer service number 3 times now, each time receiving a different excuse.
Just an FYI, their customer support center is not even located in the US. Supposedly, my refund was mailed, using regular US mail, not certified or tracked in any fashion, approximately 1 month ago as of this review. To date, I have not yet received this check. I first contacted PHH about this at the end of July and was told when it was mailed (at that time, it supposedly had been mailed about 7 days prior. I was told to wait a few more days since there were problems with the US mail taking longer.
I waited the requested amount of time and contacted them again at the beginning of August. At that time, I asked if it was possible for the to just direct deposit the refund in to my bank account, the very same account from which they were able to direct debit my mortgage payments, and was told this was not possible! They would have to stop payment on the check they “mailed”, after first verifying that it was not cashed, and then mail me a new check. This would take 5 business days. I requested that the new check be sent by some sort of overnight service, or at a minimum by certified mail, so that it could be tracked and delivery verified. I was told that the request would be entered, but there were no guarantees that it would be honored.
I waited another 2 weeks and reached out again for a 3rd time. I was initially asked to wait a few more days, but asked to speak with a manager. It was through the manager that I found out that my request to re-issue the check, 2 weeks ago, was never processed due to “missing information.” No one bothered to contact me in these past 2 weeks to let me know or to get whatever information was missing. While the manager has assured me that she and her team will work directly on my case to expedite the replacement check, she indicated that this could take yet another 10 business days and again, she could not guarantee that it would not be sent to me by regular mail. I’m beginning to think legal action may be the only way to get their attention and for me to get the escrow funds that are rightfully due to me.

Sold my house. Settlement date 8/12/20. Called for a payoff amount 8/4/20. Today is 8/21/20. Still haven't received payoff amount. Spoke to 3 different people & was promised I would have it by the 12th. Don't want to hear any apologies after the post. Want the payoff amount so I can settle. Do not want to hear excuses because of virus. Not acceptable. How long does it take to log into my account & figure the payoff amount. Computers are not that slow. It should take about 10 minutes to figure and email the results to me or settlement company. I'm told that with every inquiry it slows the process down. What process?

The representative that handled my request was very respectful, courteous, expeditious, and knowledgeable when I was in dire need of assistance. I had a horrible experience trying to make my mortgage payment using PHH's self-service technology. After numerous attempts to make my payment, I am informed that the computer was down for updating and would not be available until 6:00 PM the following day (Sunday, 8/16/20). At that time I went to PHH's website to try and make the payment online, to find that the charge to make a payment through a company that I can only think is authorized by PHH (Doxo) to take payments would charge me $171.00 and some change to process my mortgage payment. In my opinion, it is very discouraging to know that PHH would subject their customers to such outrageous fees for processing payments for one of their products.

I was contacted by a gentleman from the PHH Escalation Department. He was very helpful and provided the best service I have received from PHH to date. I have updated my rating from 1-star to 2-stars for this reason.
Here's the real issue though, why am I not able to reach the Escalation Department directly for my issue? I didn't expect anything when I posted this review and I still stand by what I said. Yes, my issue was resolved...sort of. The mailer that I received from PHH confirming that they had dropped the extra insurance coverage stated this, "We will need new copies of your insurance every year.". Yeah, duh. But guess what? I currently have 3 separate mortgages and I have had at least a half dozen before now. PHH is the only mortgage holder I have ever had that didn't request the insurance directly from the insurance company/broker.

My experience with PHH is much like others have reported here minus the few obvious employee-reviews of 5 stars. If you look at the BBB (Better Business Bureau) site you’ll see that they are not “registered” yet they still received 1 out 5 stars from clients. Think about that for just a second. They are not registered and several customers still bothered to post reviews of this business to warn others about their business practices. That says a lot.
My experience with PHH was one consistent issue after another. I took out a mortgage on a property in July of 2018. That loan was later sold to PHH the following July (2019). Within the first 4 months of the loan change I received no less than 6 letters per month telling me that there were documents missing that I needed to supply. I was dumbfounded at first because I had just assumed if they purchased my loan from another company that they would confirm the transfer of all loan documentation. Nope. That became my problem and I spent hours going back and forth with their customer service and the company that originally held the loan.
Once that was settled I thought we were good to go but the calm only lasted about 45 days. I started receiving more letters but this time it had to do with our insurance. Again, it became my job to supply them with all of that documentation as well. I contacted my insurance agency and they provided everything that they had sent for the loan originator. Again, I thought it was fine, but just like before the calm only lasted 30 days. Then I received letters telling me that my insurance was insufficient because we had changed it from the prior year (we had purchased new insurance that made having a separate H06 policy unnecessary). I spoke to no less than 5 different customer service reps at PHH, all who told me they understood the discrepancy and would “take care of it”.
All the while I was still receiving letters telling me they were going to force me to purchase a new policy to cover the “gap” even though I had explained it to them, my insurance agent had explained it to them, and their own customer service team had notated...we sent them all the documentation they requested in duplicate. That still didn’t stop them from pushing the policy on us. I did finally get a call from someone in a different customer support role (outside of customer service) who did get the policy dropped and the money refunded. The refund took 3 months to receive but at least I did get it back.
Here we are now in year 2 of the loan and I just received a letter telling me that my escrow was being increased 150% from last year. WHAT?! As per usual, I had also received 3 additional letters. In those letters it shows that the reason my escrow is about to skyrocket is that they have AGAIN enforced the same unnecessary policy on my account without my consent. Unbelievable. I’m not a difficult client, I’ve been with other mortgage companies for years without duress. More importantly, I am a small business owner for the last 18 years and I know the difference between miscommunication and a clear business model designed to impose fees, penalties, and the like to extract additional monies from unwitting clients.
I am in the process of refinancing my loan with another provider but I have also contacted our attorney to submit a cease and desist in order to stop the letters and harassment. You can take a chance with PHH if you want but if you wake up one morning and they have purchased your loan... My only advice is to refinance or you could find yourself spending hours on hold to talk to reps who say they will “take care of it” all while receiving more mail from them than you receive in junk mail in a year. This is not personal, this is a business that needs new management and redefined core principles that don’t involve harassing clients into undue payments and penalties.

OCWEN had our mortgage prior to merging with PHH, we never had an issue at all. Since they have merged it has been an absolute pure nightmare for me and my family. I am a First Responder, and have enough stresses in my life, This company has done nothing but add even more, if I had my choice I would not be using them. We had an arrangement with OCWEN where we paid half of our monthly payment every two weeks and PHH would not allow us to continue to do that, so we had to rearrange all of our other monthly bills to make it work out.
On top of that I get a phone call this week at work on duty to tell me that my payment will be late if not paid by the 15th. To say I was upset is an understatement we are not nor have we been late, your stupid policies are the problem along with the 24 hr. Time to post your payment after its made which in turn makes it late. PURE TRASH. I will be seeking to refinance away from PHH and hope to never have to deal with them again.

My mortgage company sold my mortgage to PHH. When the changeover happened there were snafus, but we eventually got them worked out. This year I made my final payment using my bank's bill pay service as I have always done. The next month I received an invoice that showed a balance due of 0.00. I was thankful to have the mortgage paid off. The next billing cycle I received a bill for 313.17. I was puzzled because of the previous 0.00 statement balance. On June 26 I paid the 313.17 using bill pay. Today I get a nasty letter in the mail saying that I am delinquent and that I owe them 379.01.
When I finally was able to reach a foreign customer service agent for PHH, they couldn't answer any questions, but would only read the line, "Since it is the final payment it has to be sent with certified funds." Because the payment was sent with bill pay, like every other payment I ever made them, they refunded my money. When I looked at my account, they had refunded the money on July 3. Because they put the money I paid them back in my account they charged me an additional 65.84. I look at that as stealing.

I was unable to make my payment on the website which after being helped extensively to set up months ago was now inoperable due to our choice to be in forbearance. The woman that took my call was a sweet breath of fresh air! Just a kind and sincere voice with the expertise to quickly resolve my dilemma. Such kindness in these times makes one hesitant to hang up. I even told my wife about her. She was amazing!

PHH Mortgage acquired our mortgage several months ago. In early July, we received an email to prove that we had homeowners insurance. This was done via fax on 7/8/20. Additionally, we submitted the information through their portal. We also called PHH and our insurer. At the same time, we received notice that our homeowners insurance from Cincinnati Insurance was going to expire on 7/20/20. It was due 7/1/20 but it had not been paid by PHH.
After multiple phone calls, a fax and online submission - PHH issued payment on 7/15/20. On 7/20/20, I contacted our homeowners insurance agent and was told that the payment was still not received. In order to prevent cancellation of the policy, I paid $2,287 to Cincinnati insurance. As of 7/77/20 - Cincinnati insurance still has NOT received the payment from PHH mortgage. Obviously, PHH collects money monthly for our insurance. How can they be allowed to not pay the insurance in a timely fashion? And it cost us and extra $2,287. Thank goodness we were able to do so - what about people who would be unable to double pay thousands of dollars?

We submitted our regular mortgage payment. Then we received a notice that we were short. I called PHH and Victoria helped me identify the problem. The check had cleared for less than the amount owed (an actual issue with our bank). Our payment was in suspense. I paid the difference and she waived any late fees. She was instrumental in identifying the problem and straightening out our account with no adverse effects. And she provided excellent Customer Service in a professional, positive and friendly manner.

We have resorted to begging someone to please return our calls. We have called and emailed many many times to no avail. If we have reached out to them 20 times they have sent a “we will get back to you soon” response with no answers. We are in fear of losing deposits on projects because we can’t seem to close. These projects were scheduled 3 weeks beyond our expected (told) close date. I am regretful having started this process with this mortgage company. This shouldn’t have to be this stressful. I have gone through purchasing a home 6 times and have never had this type of treatment.

We have been dealing with them since December. We tried to modify the loan and were denied. We were told that it matures on June 23rd and payment is due in full. We received a bill saying that our loan was mature on June 23rd. We paid the amount on the bill. They have not cashed our check or applied it to our loan. We sent the check via certified mail because they don't take online payments. We called to verify they received the check and they confirmed by reading the check number back to us. They told us we were good to go on June 26th.
We waited a week for the money to clear our account before we started calling. We now call EVERY day and are told something different and that someone will have to call us back. Nobody has EVER called us back and my payment still has not been applied to my loan to close it out. I have filed a formal complaint with the Consumer Financial Protection Bureau. We did not choose this company, they bought our loan. If you have a choice, don't choose them!

I wish I could give negative stars to PHH. They are the worst mortgage company I have ever dealt with. When we submitted our application back in April everything moved very quickly. We signed all of the forms and provided pay stubs and other information. Then it was crickets for about 6 weeks. After repeated calls I was finally able to talk to the title company. They could not understand why my refinance had not gone to settlement. When I finally received a response from the loan processor after several emails and voice mails she told me that since our paystubs were more than 60 days old we needed to resubmit new ones. I sent the current ones within an hour. I was then told everything looked good and we should settle by June 9. Since that time I have again heard crickets. No responses to any of my emails or phone calls.
I reached someone yesterday finally and they looked at my bike and said there was a question about a credit inquiry. I told her that nobody had communicated any concerns to me. The rep she would send me the form right away and when my loan processor finished her call I would be her next call. Of course I never received the form or a call. I am thoroughly disgusted with this company. I am sure this review will be sent to the escalation team.

My mortgage was just purchased by PHH Mortgage. If I had a choice I would never be involved with a company like this. I see others on here post their complaint for a $7.50 fee to pay online. Really PHH Mortgage? Especially with the state the world is in right now? Take a look at what insurance companies are currently doing to help. They are giving 20% back to their customers. It is not much but for some it makes a difference. I have never paid a fee to make on online payment. You should be ashamed of yourselves. This is not right and I am sick of companies thinking they can do this. I will contact your customer service everyday until you refund my money and drop the $7.50 for everyone. Mortgage loan forbearance plan ending. While we're in the middle of this pandemic, it is reassuring to see agents call customers to try and work out a plan with them. The agent I spoke to answered my questions clearly, was courteous, helpful and professional.

Updated on 07/25/2020: This is a follow-up to my review on July 3. On July 6, I received a call from a number I didn’t recognize, the heavily-accented man said my name and asked me for my full name. I asked him who he was and he refused to tell me so I hung up. This happened a second time then I blocked the number. I don’t give information to unknown people over the phone. Later the same day, I contacted PHH suspecting it might have been them trying to contact me. It was and I was told that was SOP for their customer service. This time I was told I would receive a check or the missing home owner’s insurance policy payment that was supposedly sent on April 27 would be again (third attempt according to PHH reps) sent to my insurance company (USAA).
On July 23, I made another call since none of the options above occurred. I spoke with Tyler (who I believe was the first person that told me about the “glitch”) and I explained very clearly that this needed to be resolved. She told me she would have to run a trace on the check to make sure it wasn’t sent/cleared at my bank. I told her I can provide proof but she insisted she had to do it from her end. I told her she should have done that last month. Beginning Monday, I will be calling PHH every day until this is resolved.
Original Review: I’ve been lied to about where my homeowners insurance payment went. My account (I have no idea what my account number is, btw) shows $1294.17 leaving my escrow account on 27 April but not where the money went. I called PHH on 10 June when I checked my bank/insurance company (USAA) and noticed the payment never posted. In fear of losing my homeowners insurance, I needed answers. The PHH employee told me they had just discovered the problem a few days before and were working on it. She assured me my bank was aware of it. I didn’t trust her and called USAA and after speaking with a few different departments, they had no idea what I was talking about. They did set up automatic payments for my homeowners insurance since PHH couldn’t be trusted to make my payment. Now, over 2 months later, my insurance hasn’t been paid and $1294.17 is missing from my escrow account.

I have a 2nd mortgage with PHH due it was transferred to them from another company. I sent my normal payment in May 2020. They returned it. I called and was told that the loan matured 11/19 and they don't accept payments on matured loans even though they have been getting payments up until May and posting them. I called several times, was hung up on several times. Was told that they would refinance, which was false. Then they had me to send in a loan modification application. I have a letter stating the application was received.
Since then, they have reported my loan 30 days past due even though I have tried to make 2 payments with them over the phone. Now, it is about to go 60 days past due because according to them, they don't accept payments on a matured loan. Oh, and still no status on the loan modification request. Just spoke to someone and was told that a supervisor will call me back within 24-48 hours. I'm about to involve an attorney.

This has to be the worst mortgage company that I have ever had to deal with in my life. They have at least 5 to 6 different customer service numbers and when you call you can't speak to anyone on the phone. They claim because of COV-19 they can't pick up the phone. Every other mortgage company that I have mortgages with, their customer service is available to help their customers. PHH charge me two months of mortgage in a ten days span. There is no one for me to speak to fix this issue. I am definitely going to refinance my mortgage. I don't really care if I even get a high interest rate with a new mortgage company. PHH should not be allow to be in business. They are absolutely GARBAGE and a waste of people time. I don't understand why OCWEN sold my mortgage to this useless company.

Where to begin. Our mortgage got transferred to PHH by our former lenders and it has been nothing but trouble, unprocessed payments, website failures, charges, charges, charges ever since. Every month I have to call them with something because payments haven't gone through.
2. I call to pay online and am informed I'm to be charged $17 for the privilege.
3. Autopay, which we've attempted to enroll in every month - and have been told we're enrolled - has failed us every month, resulting in charges.
4. Trying to get to speak to someone not in the call center and in a position of management that can make a decision on these matters is an impossibility. I get routed to an automatic payment service and give up
Level of service is intolerable in the 21st century. Please look elsewhere for competent mortgage services
