    This mortgage lender should have been forced to CLOSE DOWN years ago! This company uses predatory behavior, 1. Put your account number and zip code:

    Then it immediately tells me " We are having phone difficulties!" 2. Call back, put info and zip code: " We are CLOSED, call back during business hours!" 130 pm eastern standard time. Then I call back from a different phone number and push zero and it operator answered and said they had no problems with their phone! I'm trying to resolve an issue with my house payment, changing over from Rocket Mortgage.

    I have already submitted to the BBB and CFPB: I have requested a mortgage assistance since August 2025, I have jumped through all hoops they have provided. Which has resulted in me filing three different mortgage assistance applications with them. They always have an excuse of why they haven't processed it. 1. their phones have the message "due to unforeseen technical difficulties we are unable to take your call at this time." 2. I sent the documents they request in full to their email they request them to be sent to- they claim they cannot view them which results in me having to send them in different formats only for them to claim they still cannot view them. 3. I pay to have them faxed and have proof they are legible and sent and delivered to which they claim again- they cannot read them.

    4. I then spend $25.00 to send them through UPS tracked and verified they are delivered for them to them say they need 3-5 days to process and they will let me know if they need anything else, I then call them after not hearing anything to be told that the "FINAL" piece of information they needed was a letter from me address why we defaulted to be printed, signed, and emailed to them. Which was completed and sent in. To which again I was told I would receive a call if they needed anything else. 5. I receive a call from them AFTER the fact that they again denied the mortgage assistance claiming they were missing another letter they were wanting. THE ONLY ISSUE IS THEY NEVER NOTIFIED ME THERE WAS ANOTHER LETTER NEEDED. They denied the application the same day the document was due which was 11/04/25 and the SAME day they stated it was needed.

    When I attempted to send it in, they stated I had to REAPPLY for the mortgage assistance again. On the same call I was told this could not be done on the phone but online. 6. I log into the portal today to start this process AGAIN only to not be able to do it online which results in me calling them for 40 minutes again to get the process started to just set up a payment plan with them. To which I am told they can't do it over the phone, and since I can't do it online, a manager will need to call me back.

    Now mind you, they have said a manager will call be back since August and it has never happened. I am stuck because I can't get the application processed, they mess with you, I can't even make a payment unless it's through certified funds and the entire past due amount, and I can't get anyone to help me. My husband is a 100% permanently disabled vet, and he has had health issues the last year which has resulted in loss of income and incurred unforeseen costs and we are fighting to do the right thing and can't get any help whatsoever. I have never experienced anything like this in a mortgage company.

    My mortgage was paid off. PHH Mortgage claims to be taking it over with a balance. I provided documentation from the servicer that had my mortgage to include payoff letter and payoff statement. The person I was speaking with did not even know who the prior servicer was and this was in the escalation department. After several concerning calls, I called the servicer that had my loan. They were shocked the documentation provided was not sufficient (they had also filed the release of deed). They also looked more into my records that they had and said my mortgage had NOT been sold. They asked if I was sure, it was PHH Mortgage and not a scam. I had called numbers on the official PHH Mortgage website to ensure it was not a scam or at least not another party.

    PHH Mortgage is now reporting on my credit reports (all 3) which I filed disputes as they are NOT a valid creditor, and I need to make sure they have not inappropriately filed a lien on our home. They do not even check facts before doing all this. Even some of the information they say they have does not match my records nor that of the prior servicer. Also, they indicated they did not take over servicing until 10/1 yet then they talk about records they have for receiving payments that are not correct from amount and timing (plus they originally said payments prior to 10/1 stay with the old servicer). My prior servicer representative, who also spoke with her manager as she looked into this said to be very careful with regards to calls from them given my mortgage was not sold. Now seeing other things about PHH on the web I am highly concerned I have to deal with something I should not have to spend a moment of my time with.

    Applied for a refi. I have 810 -820 scored, dti 43%, loan to value 50%. No appraisal needed, no Verification of assets needed, on SS and Pension so no VOE. Took 30 fays to close???? Mortgage payment applied 8/25 - processor fully aware and a funding date of 9/3. Mortgage payoff was not updated making the payoff used higher than actual principal balance. Advised Processor - she argued for 2-3 days the payoff was correct, I had to send her screenshots of their system showing the principal payoff was $919 too high, a refund was due. Ended up getting her supervisor who said she had no access to servicing yet would check on it.

    Then told the principal overage was applied to a fully funded new escrow account??

    Finally received agreement a refund check would be sent. The check will be $1,707?? Told PHH supervisor it is too high, it should be $919 and some cents. No, servicing has calculated it and it's correct. Again said it's too high. They sent 1,707. A week later I get an escrow statement and see they dropped my homeowners insurance from escrow. Customer service is terrible. The experience of the processor, supervisor and servicing people are truly questionable. I built and managed 17 residential mortgage wholesale centers - the loan should have closed in 15 days without the numerous errors. Worst experience - wouldn’t recommend them at all, at least not this center. Southern California.

    Wish I would have seen these reviews before getting PHH mortgage. They are AWFUL! Customer service and management is unprofessional, not knowledgeable, giving out wrong info. We had to go through a financial difficult time and asked for financial assistance. Not just did it take them 2 month to make a decision, in that time frame they repeatedly asked for the same docs again, just to make the process take even longer. We have only one income. Had to pay for two mortgages because our tenant stopped paying and we had to evict them, we have kids and yet, they declined giving us mortgage assistance for the home we live in.

    I WILL NOT EVER RECOMMEND THEM! Customer service rep said we are approved. Manager said that it is still pending. We expedited it, which got ignored and it still took 3 weeks to get back to us only to say we are not approved. THEY OFFER NO FINANCIAL ASSISTANCE if you are in financial crisis! They didn't even provide a reason why they declined us.

    AVOID THIS MORTGAGE COMPANY AT ALL COSTS! I (unfortunately) have two mortgages with this company, both of which were sold to PHH! I'm not considered "late" until after the 16th of each month. My credit score is 838, yet they continually call me incessantly, expecting me to pay both mortgages by the 1st, which won't happen! I just made my second mortgage payment last night (the 12th), and they called me on the 13th, asking where my payment is! And 1) Why doesn't he see that on his end in the system, and 2) It's not the 16th yet! Everyone that works there are foreigners with extremely heavy accents!! STAY AWAY FROM THIS COMPANY! HORRIBLE!!!

    On September 8, 2025, I received an invoice for renewal of my commercial property insurance, which is to be paid by my mortgage company. Despite repeated reminders, the payment was not made by the due date. Your representatives repeatedly gave me false information, including claims that the payment was “pending” and later “overnighted” on September 25. After several follow-ups, I was finally told the truth: no payment had been made at all.

    This failure has created unnecessary risk of lapse in coverage on my property, and your staff has: Provided fraudulent or misleading information on at least two occasions. Failed to communicate any documentation needs directly to me. Refused to escalate my case to a supervisor or manager despite repeated requests. Created additional barriers with poor service and lack of clear communication.

    My Zillow loan experience has not been as pleasant as it could have been. My loan went through PHH Mortgage. I made my Oct 1 payment early so I could set up Biweekly payments. My loan was sold to Shellpoint mortgage. The payment that was initially applied to my account was reversed. I was notified of the change in Lenders. I was not notified of the reversal. The new lender knew nothing of the early payment. My call today reveled the reversed payment was USPS mailed to the new lender. "Don't Worry" my payment is due in 2 days! Unacceptable. Nothing in writing/email was given only hearsay that the "check is in the mail". A big mistake for me to go with Zillow Loans/PHH Mortgage. I will not again.

    PHH Mortgage is the worst. They never took a lien off the title of my home when the loan was paid off in 2001 (It's now 2025). This came up when I was selling my home and a title search was done. Now the part where they are the worst. There is no phone number for the Lien Release department. Only an email address. And it took 3 weeks for them to reply that I didn't own them any money and they would send a release to the town. They said that would take another month. This is not acceptable and they should have a phone number and someone to talk to. They didn't do their Job in 2021 and they were not responsive in 2025. I would rate them a zero, but that is not allow.

    The original loan was with Sierra Pacific Mortgage. I received an email that had the Sierra Pacific Mortgage logo at the top, and then I used their online portal to sign up for my online account. The top left of the account clearly showed Sierra Pacific Mortgage, with no mention of PHH. I signed up for auto debit and digital statements, and I was under the impression that everything was handled correctly.

    For the first two months, my payments were successfully auto-debited, and everything seemed fine. However, three months later, I received a default foreclosure letter from PHH Mortgage, without any prior indication of an association with Sierra Pacific. My auto debit had been turned off, and I didn’t receive any emails, calls, or notifications about this change. There was also no warning regarding the $900 in late fees I incurred. It wasn't until they reported late payments to my credit report that I began to put the pieces together.

    They are using every loophole to confuse and not notify customers who are being foreclosed upon before they notice what is going on. They have refused to remove the credit default payments and waive my fees after an hour on the phone, arguing that this is my fault because I should be monitoring my payments monthly out of my bank account, Romeo 9X2.

    Phh has the worst customer service, along with no transparency. They make everything a hassle and refuse to answer questions. Every question I ask takes multiple holds on the phone for the representative to go ask. They couldn't even tell me my grace period. I was told multiple times I could not set up biweekly payments and their escalation supervisors are worthless.

    Updated on 08/26/2025: Still waiting on a response from an account we have been trying to settle for five years. Customer services is hands down the worst. Do yourself a favor and stay far away from this predatory company.

    Original: This is the worst company. They falsely reported our payments to the credit bureau as being late-they weren't; then proceeded with foreclosure actions. The judge dismissed the case before it ever went to a hearing and FIVE years later we are still trying to settle this matter. Repeated attempts to escalate and speak to a manager are ignored. Promised callbacks from "Relationship Managers" NEVER happen. We have tried to settle the account in good faith and NO ONE will acknowledge or respond. Read the reviews and avoid this company at all costs.

    My brother passed in December of 24'. He had no will/trust. He had a reverse mortgage w/ PHH. I contacted PHH in early January '25 to advise them he had passed and asked what I needed to do. They would not speak to me. I did fax death certificate Jan. '25. I was appointed administrator of his estate through the probate court. I called them again, they would not speak to me until they had court letters. I faxed same 4/1/25. At no time was informed of the rules when someone dies and has a reverse mortgage. I did not receive a letter of demand. Luckily home was put up for sale in June '25. When an offer was accepted, PHH would not speak to title company. I had to call for the payoff. Staff is rude. PHH filed default paperwork 7/17/25. When contacted, they were rude and unfeeling as to this situation. Luckily the home is old as of today 8/15/25. DO NOT DO BUSINESS WITH PHH.

    They over paid my homeowners insurance by 6000. Now my escrow is totally messed up. 😡😡😡😡😡😡😡😡😡. The customer service sounds like it’s outsourced to India, I can’t believe loan depot transferred my loan to this company.

    Updated on 08/02/2025: PHH Mortgage once again is being fraudulent. I wrote the review. On shame they emailed me stating to call them to try and fix the matter. They said they never emailed me no such matter. See proof. So once again phh mortgage breaking more federal laws and now FCC laws.

    Original: What can I say good about PHH Mortgage? Absolutely nothing. Before my brother's passing he had a loan with them that they never discussed until just recently. After 4 years this loan laid dead. No one from PHH Mortgage mentioned this loan so my brother before he passed thought they closed it out and enrolled it into the bigger loan. Well again my brother passed in May of 2022. 3 years later in June of 2025 we get a foreclosure letter on the door about this small loan after 3 and half years of PHH never speaking about it. They broke several federal law and state laws by not saying anything about this for 3 years. Well back in Feb we did a hardship on the big loan, went through it, paid what they wanted us to.

    Well in May they screw up a modification and sent it to us but it was wrong. It was supposed to come in the estate of my brother's name. They failed to do it. They wanted a deceased person to sign a contract. That can't happen so that would void that modification then they turned around and wanted family to legit forge a signature of a deceased person which again is against a state and federal law to forge a signature so all the way around even with several copies of death certificate in their possession they knew either way the contract would be void. Well the escalation manager named Monica was supposed to send us the right modification contract. She never did. Even have recordings of her saying she would fix the modification to the correct name on it.

    Never happened so now we're facing foreclosure on a family heirloom home that's been in the family since 1958. Cause of their mistake and have proof to show it. Over 3 months' time I have over 200 names we have spoke to over 50 escalation managers name, over 5.000 recordings of things that were said and never done correctly. Well today 7-31-2025 we had a lady come on to our property that is deemed private property. No trespassing. She walked all over the property taking pictures. When asked who she was she said she was with PHH Mortgage. She was asked for a business card or business ID who she was. She said she didn't have to show one. Mind you my grandson and kids were outside when she was told she was trespassing.

    She cursed in front of my grandson and other kids. She continued to take pictures with kids in the pictures of the house. The kids are under 18 years of age mind you so PHH Mortgage has once again broken a federal law of their worker not showing proper ID and taking pictures with minors involved. Made a police report. I had the make and model of the car. They made the report. They let me know that if anything was to happen to the kids or grandchild this person would be the first person of interest. PHH Mortgage was advised of the situation but they had absolutely nothing to say. Sad mortgage company and people they hire to come out to have pictures of minors.

    I don't know what kind of person this may be or even know if she was telling the truth. She works for PHH. No ID was showed and it's a state and federal law. When asked for ID on to show your identity to whom you work for it must be shown. So not only do you have a mortgage company that says one thing and does another you have employees that's coming up on your property when it's private, taking pictures again with children in the pictures with again no ID showing who the person was. Now I fear for the safety of the children and grandchild. A little side note. The accounts were taken out in 2004 for 96.000 dollars for 21 years. They're trying to say we only paid 3.000 dollars on the loan. They are foreclosing for 93.000 but according to the records downtown we only owe 52.000.

    Gee someone can't do math. Then they're trying to say we are 9.000 dollars behind from June 1st to now with payments of 943.00. That's only 2.829 dollars. It would not be behind at all if the modification agreement would have been done like promise on a recording, done right and not deceased people having to sign paperwork or having family breaking a law of forgery. Here is the real kicker for you all. They knew the person was deceased. They have numerous of death certificates copies but still hesitated to send a modification in his name for him to sign or his signature to be sign by via forgery.

    PHH you're a joke. I hope a federal and criminal lawyer sees this review and reaches out to this family. People that are getting screwed by this company ought to come together and file federal and criminal lawsuit against them. Has anyone noticed how their company name has changed 3 times because of lawsuits brung against them. And another thing the foreclosure letter from the lawyer they hire has a different mortgage name and that mortgage company went out of business a long time ago and they even have a address for this mortgage company but according to Google Maps that address turns out to be an electrical heating and cooling building. Go figure.

    If possible stay clear. We did not select PHH as our mortgage servicer. Our loan was sold to PHH. For 2 years all payments were on time until something changed with the escrow. We attempted several times to contact them (the hours on the recording and mortgage statement do not match). The automated system states the information entered is incorrect (despite in being correct). The online dashboard and mortgage statement do not match and we could not reach anyone. We have multiple homes with other mortgage companies and PHH is the worse mortgage company we've ever dealt with. Hidden fees ($3,000) that cannot be explained, piled up late charges, inaccurate mortgage statements, placed our home in foreclosure... Has yet to respond to our email.

    This premeditated move to use third world countries as loan servicing companies is only a subversive measure by our International Financial and insurance carriers to mislead the motivation towards Globalization. Third world countries do not know Real Estate Law and unfortunately are sub standard loan agents? I also am a victim of PHH malpractice. But why? PHH is used it to rake the country for low interest loans Aided by Banks who sell to confuse , while time delay payment misuse or other leads to prompt default or foreclosure. Why do I have to call the Philippines when I live in San Clemente CA. For my loan information. Although seems convenient plus more profitable for the financial sector services like insurance for one! Less labor cost! Remember the Tarp Articles banks bailed each other out without a cap.?

    Not happy at all. My mother had a loan from this company, and she has passed 3 months ago. They are foreclosing on the loan and I'm trying my best to do right by mom and company in resolving the loan. I have called twice this week for a payoff and was told since I wasn't on the loan to send them the information they needed. I send them the information and now they tell me I have to wait for another 5 days for them to give it to me. This is leaving me in limbo, having to wait 5 days when they could tell me over the phone so I can pass the information on to the attorney while waiting for the letter. Especially on a cash offer. They need to figure out how to help the person who's trying to do right for both sides.

    It has been a mixed bag with PHH. When talking with the US operations I found knowledgeable and helpful people. Unfortunately, the same cannot be said for the insurance department. My last go round with that department took nine+ phone calls and a slew of documentation and I ended up calling the US operations to complain because no matter what was sent it wasn't enough. Look, a COI is a COI and these insurance companies know what they are doing; PHH Insurance DOES NOT (and they are hard to understand). PHH reviewed the insurance (condo and HOA proof of insurance) and they had found that I had done everything correctly but I simply could not convince the insurance department that such was the case. Wildly frustrating...

    A year ago, I came over to PHH as an inflight modification. Payments under my new modification with previous servicer was at a manageable $1500. PHH failed to process this modification in a timely and professional manner, causing a total of 3 modification packages resulting in a new, over $2000.00 mortgage note. None of the modification applications or processes were the same with PHH throughout these modifications. I wish I could choose another servicer and never come across this one.

    They could care less of this stupid and careless mistake they made, which would take less time to fix than this they have me going through. Currently, they also have me in foreclosure through this entire process and today, as I’m making my first payment under this ridiculous new modification, the foreclosure is still active. So that means I’m in modification and foreclosure at the same time, since March 31, now 90 days. The police are still showing up at my door to serve me. Just a pure crap show all around. They should be ashamed and out of business, I know I’m not the only one experiencing being a victims to their practices.

    PHH customers data is not safe, as one of the contact centre located in Bangalore, India, named “Teleperformance” give employees option to work from home, coz they cannot afford an office space as this is a small process for them. Their other processes, employees work from office. PHH customer resolution agents have complete access to customer’s complete name, property and mailing address, complete social security number, email, phone number, complete bank account, routing number along with the bank name. What Else is required? We are not talking about hacking. We are talking about hundreds of people having access to all these information at their fingertips.

    Outsourcing to countries like India is common, but the irony is “Teleperformance” allow employees work from home, should they choose to, employees can take photos, write down customers sensitive information, can print customers complete information (if an agent print the data, that can be monitored by company remotely).

    Customers would disconnect the call if an employee ask the SSN for verification (by the way, asking customer for their complete social security is not against PHH policy). Little does that customer know, the same agent whom they converse with, is working from home in a rural village in India, without any kind of supervision and should the agent choose to, they can take a print of all these information and a peanut vendor in India would be selling peanuts in these printouts which has customers complete information.

    Outsourcing is common, 90% of American companies has contact centre in Bangalore, India and customer data is 99% safe with these companies. But the problem is when a company allow employees to work from home, coz they cannot afford an office space, there is no security for customers personal information including their banking details.

    Do an investigation with company named Teleperformance which is located in Bangalore India, they do not provide proper process training to their employees, if you have any doubt, just call PHH customer service number and if it lands in Bangalore, ask the agent a simple question, where the escrow shortage came from, give me the breakdown. All they know is reading a script. And PHH is doing this is for what cost? Customer will get 10% accurate resolution and 99% chances of data breach.

    Teleperformance is looting PHH like anything. Teleperformance is deceptive managed by bunch of imbeciles. And I’m sure that PHH won’t associate with Teleperformance, had they know, Teleperformance employees are working from home with no clue how mortgage industry works and cherry on top they can misuse customers details.

    If any of the customers who are suspicious and worried about their personal data (which again 99% customers are) comes to know about all these things, I can only imagine how they gonna sue PHH. Highlight this to PHH authorities, do an Investigation, stop outsourcing to “Teleperformance” Bangalore, India before it is too late.

    I tried loan modification 3 times... PHH failed to tell me I needed 3 copies the first 2 times. The 3rd time I got the 3 copies.. They still denied me because they said my notary forgot to add my middle initial, I have asked for proof they have been giving me the runaround. I have taken the necessary steps to resolve this issue. I have my grandkids that I am raising, my son passed away in January... PHH doesn't seem to care about kicking 3 kids to the curb like trash. I have been in this home for almost 20 years. I had no choice on this mortgage company, the first one sold it before I could make the first payment.

    My mortgage was sold to these guys with me having no say in the matter. I have a fixed interest rate, a ytd positive escrow balance and my minimum payment has now gone up by nearly $300 a month. I also am now required to pay a few just to make my monthly payment. This is a joke. When I signed my mortgage one of the things I made clear was that there were no fees to make a payment which was the case the first 3 years of payments with the other company. If you have any choice, do not choose these guys.

    For the past 2 years, PHH Mortgage has stopped paying part of the taxes on our house. For the past 10-15 years or more, they paid all the taxes out of our Escrow. For some reason, something happened but the agents on the phone can't explain why that caused them to only pay part of the taxes. It had nothing to do with the Escrow either because it had money in there. So I sent the bill 2 years ago and they swore they'd get it paid. They, so on April 15th, I had to pay it. PHH was kind enough to come through and issue a refund. Same thing happened again this year where they didn't pay part of the taxes. I send the bill in November and get told they'll pay it. By March, no payment. I inquired again, send the bill again because their agents they didn't receive it even though the previous agent in November told me they did.

    I get told in March they'll have it paid by April 15th. April 15th comes and the taxes are yet again not paid. So I pay them. I call PHH and find out what happened and this next agent said they don't have the bill. The agent gives me his personal fax number to his desk I guess. He confirmed he got every single page and even confirmed he got the receipt I fax over and even read off things off the paperwork I sent that I didn't even tell him. He said he'll forward it to the tax department and it'll be a few days but they'll issue the refund once they review it all. This agent is the one who tells me they need some document also because it explains why the taxes didn't get paid. Something must have changed but he couldn't explain what.

    He said they need some document called "Updated Legal County Tax Parcel" but yet the sheriff's office, clerks office, and pva office has never heard of this document. I call back and get another agent and then get told I'm not getting a refund and that is not the name of the document. This next agent says I need some legal description of the property that has a parcel and/or lot #.

    The fact is, this document was needed 2 years ago, which prevented the first taxes to be paid. No one told me this back then 2 years ago. Had I known, I wouldn't have had to pay the taxes 2 years in a row. I just find out the past few days that this document is needed for you to pay the rest of the taxes. I should not have had to pay the taxes this year and I am still requesting my refund and now I'm getting told I'm not getting one when the last agent said I would.

    No one knows what they're doing over there and if I could, I'd sell this house with the bare minimum needed to get out of this mortgage and never in a million years deal with this mortgage company again. Oh and the agents involved have ID's BSP who told me I would be getting one. On the 2nd call, ID P35 called on 4.29.25 and told me I'm not. Then the 3rd call the ID BSP, who told me I would get a refund is now telling me I won't get one. False promises and lies and you get agents who are either poorly trained or just don't know how to to deal with customers.

    We are trying to get remodification on our home of 48 years. My husband has been very sick and he could not work. We filed chapter 13 but it was too much to pay both mortgage and trusties 5300.00 a month both but we could afford to pay just mortgage. They turned us down. We have nowhere to go if they foreclose on us. We cannot even talk to a representative. The people that answer the phone just don't get anything right. They turned us down without filing a application.

    Is there anything we can do so we can re modification on our home? We have equity in the home. My husband is back to work but 5300.00 is impossible but 2500.00 for just mortgage we can afford. We just wanted them to put back money owed on back of loan. Not asking for money. We are senior citizen. My husband is 73. I am 71 but could afford mortgage with our ssi check and my husband working part time. We need help please. I WILL CALL NEWS STATION ABOUT THIS. WE want to keep our home. Please help.

    Been dealing w/ a modification for 2+ mos. Modification accepted, pd first payment. PHH sent docs to correct errors on their end, overnighted docs by the date on the doc, denied out of the blue, said it wasn't there in time. We have the UPS proof of delivery that they received it on time. They dropped the ball and now we're starting over with new docs and after 15+calls because, they misspelled my name, no call or resolution. Was supposed to receive a call today, no call again. New documents are due by 4/15. Asked for corporate office, they won't give out the number. Very irate at the moment. Worst experience ever!!! I've been in customer service for almost 40 years. Worst customer service team I've ever dealt with!

    The reason I looked up the reviews was to see how many other customers had experienced the same issues I have. My loan began around 2005 for approximately $60,000 or less when I recovered my childhood home for my parents, both of whom are now deceased. Over the years, I’ve noticed my monthly payments have increased from $635 to nearly $1,000 per month. Despite making payments on time, the escrow account is consistently negative, and only a small portion of my payments goes toward the principal. After nearly 20 years, the principal balance is still around $30,000 or more. I am completely baffled.
