    We had significant timeline delays, which were unfortunate. My requests were acknowledged, but there were a couple of things I needed that I never got resent to me. As far as the overall terms of the agreement, they were competitive, except my closing costs were astronomically high. Also, my first loan processor called and said stuff like, “Hey, please call me back. We have this, we need that,” but would never answer the phone when I called her back, and wouldn’t email me back either. We replaced her with somebody else who was much better. The second loan processor was responsive. When I called, she answered the phone.

    People should anticipate longer closing times than what Nationstar tells them upfront, for a refinance, at least. I really went with them to refinance my mortgage that they already owned because I needed something quick. A lot of banks promised me a 15 to 21-day closing for a refinance, which is what I was hoping for. Our closing took quite a bit longer. I liked that they loan match though. I ended up getting an interest rate that was a lot better.

    Nationstar also had an issue at the very last minute where I was supposed to get 75% of the appraised value because it's an investment property. They told me if I wanted to close sooner, I had to do 70%. I've never seen that before, so I don't know what that was about, but I ended up accepting the 70% because it had already taken so long. I was buying another house at that time and I needed the refinance to finish it. Nationstar told me that they weren't aware of some legal problems in Florida with investment property refinances, and because of that, they never got the correct documents upfront. To get them then would take a lot longer to close, which ended up with me having $10,000 less money.

    I spoke with three different customer service representatives about my supplemental tax bill and got three different answers. I assumed I would be responsible for the bill and had no issues at all with that. However, I figured I'd check with Mr. Cooper to see if there was enough in my impound account to cover the bill. First rep says, "Yes, we will receive your tax bill and adjust your monthly mortgage. There is nothing you need to do." Well a few months went by and my mortgage payments stayed the same, so I followed up. Another rep said, "Yes, we will pay your supplemental tax but you have to send us in your bill." No worries, I went ahead and sent it in through their secure messaging center as directed. Maybe the other person was new and not sure how the process worked.

    A bit more time passes and still nothing changed with my mortgage payments, so I followed up AGAIN, for a third time, with Mr. Cooper, and a customer service rep told me, "No, we don't pay your supplemental tax bill. You are responsible for that." I sure am glad I knew not to trust these people and to do my own follow up. I wish I could say this was the only time I received bad info and terrible customer service from Mr. Cooper, however, there have been other occasions.

    In addition, the bad info I was receiving was nothing compared to the awful attitudes of the customer service reps. Each time, they treated me as if I was this person bothering them. "How dare he ask us questions!" Unbelievable rude, short with their responses, and worst of all THEY were just making stuff up, it would seem, and had no idea what they were talking about. The Message Center I mentioned is also very unhelpful. The responses you get are automatic and do not directly address your issue. So basically, if you have a question or an issue, you are rolling the dice no matter how you try to get your answer.

    During the process, Mr. Cooper expected page one of three and three of three. So, I had to do a little scrambling to come up with that. And it caught me if I inadvertently sent page two of three. But other than that, everything went smoothly. I have luckily kept all the documentation here in my office and all I had to do was reach in the file and pull it out and send it back to them.

    Amy and Rocio, the reps I had contact with, were extremely nice and fantastic. They did everything they could to make this loan go through. I was just surprised that, through the ordeal, at the very last, they were bending their backs to make sure that everything was alright and were elaborately jumping in when it went to underwriting.     The application process with Mr. Cooper was extremely easy. They communicated very well and answered all the questions I had. It was all good. My credit score shot up 60 points since we did that, because of the open debt available with credit cards and we paid it down. I could have qualified for a much better rate had I waited a few more months and paid those down prior to the refinance. So that part I was a little disappointed about, but not really their fault. I definitely recommend them.

    However, recently, I got a letter from State Farm Insurance about lapsing unpaid flood insurance from FEMA. I called Mr. Cooper about it a few days ago. It seemed like they didn't have knowledge of the previous loan. I had trouble convincing her so much that I got her on a three-way call with State Farm, so that I didn't have to be the go-between from phone call to phone call.

    During the call, she was telling the lady that she wasn't sure how my loan got to them. She didn't realize that I had a previous loan with them. She was blaming the insurance lapse on the insurance coming to Mr. Cooper. I had to explain to her a few times that I was with them already and just switched to a new loan number. They had the flood insurance covered, and they moved it to a new loan and dropped the ball paying it. The insurance is about to be dropped. She asked the agent for information on the coverage amount limits, the amount of the money due, the date due, a few things like that. While we were on the phone, she went ahead and took care of it. She told the agent that the check’s been cut and it's on its way.

    Mr. Cooper sent me the checks to pay off the credit for my charge cards. And they sent me one for $4,054 for Capital One and I still got it here. But then, they sent me one, which was for an account that was closed back in 2015 and I don't understand what it's for. My husband passed away in 2015 and had an account with them but it has never shown up before. I have no clue who to send this check to and I don't even know how the rep came up with it. I kept sending emails to this girl telling her I didn't know what to do with this check and it’s been over a week. I got the checks but I hadn't gotten the cash into my checking.     It was a very smooth experience. It was my first time doing a refinance so I was nervous about a lot of stuff. The rep, Estevan, stayed positive from the very beginning. He was professional, stayed the course, and walked me through everything. If I had questions, he was there. From the beginning, when I called and asked, “I don't know if I'm able to do this,” he told me some things that I could do, which is how the process started.     The majority of the reps we worked with were fantastic, except our loan processor (Nadia). She was really slow, seemed like always behind the ball and it was pretty frustrating to work with her. Apart from that, the process was okay. Our last mortgage 20 years ago when we financed with USAA seemed to require less so the process seemed smoother, but it's been two decades. Who knows what has changed since? Also, we got a decent rate and it was compatible with other mortgage providers we were looking at. At the end of the day, it seemed to be uniform in comparison.

    Received mail that they were my mortgage company now, and that I have a payment due. My payment for this month was autopay drafted on the last day of last month, so it will be paid before the due date. The previous lender sent this payment to Mr. Cooper, as it was this month's payment and NOT last month's payment. Mr. Cooper says it was last month's payment, when they did NOT even own the account. If the last payment was for last month, it would be the previous lender's payment to keep, but, it was not, it was this month's payment, so the previous lender sent it to Mr. Cooper, who in turn, are now trying to get a double payment for this month.

    Also, Experian shows EVERY payment to the previous lender was made "on time" from April 2017-May 2022. So, the previous lender stated to Experian they received EVERY payment in that time, including last month's payment, but still sent a payment to Mr. Cooper this month. Mr. Cooper is a very, either unorganized, or a deceptive company. I'm leaning toward deceptive, and will be filing a complaint with the BBB, as well as, talking to an attorney. Run, do not walk away from this company.

    Mr. Cooper was good. Both the reps, Jason and Cheryl, did an awesome job. I worked with Cheryl and she did all of our stuff and was pretty much the loan processor all the way till closing. She took care of everything and answered questions and phone calls. We were doing everything on our end to get Mr. Cooper everything they needed as quickly as possible. As soon as anybody needed anything, we were jumping on it and getting it done. It was a quick process and we closed fast, but we could've closed a little faster if underwriting was more precise and a little faster to do their part. If they need something, they should give us a chance to reply back.

    From the time underwriting told Cheryl what we needed, we got it back to that lady within 45 minutes and we still had to wait two more days for her to finish signing off. First it was, "Oh, well, she had to step out, she had to do this, she had to do that. So, she left." The next day, we checked back that morning, then we were told, "Well, there's other stuff in front." I said, "You just asked for questions on our stuff and it was the last thing you're working on." We waited all day long, and then Cheryl finally got ahold of the underwriting lady at 3:00 and said, "Hey, just checking on the status." She said, "Oh, it's in line right now." It took her 10 minutes and we got a response back.

"Kalie **, Community Manager" from Mr. Cooper, called me more than two weeks ago because she was concerned about the "bad review" I submitted about them. She was obviously not concerned about the money they owe me (about $3,000). She told me they were going to send me two checks by FedEx next day in about five days. I have not received anything and they have not called me, either. Every time I have called, they have told me they were going to send me my money, but obviously their only intention is to keep it.

    Original: I paid off my home mortgage loan a year ago. They owe me money from that loan. They keep telling me they will send me the payment by check or ACH and I have not received anything. The issue was "escalated" to their legal department, but they have completely ignored it.

    I inquired about my refinance on my house and I wanted to get a lower interest rate. I ended up having to pay more now per month for my mortgage than I did previously. It's really a big snafu. My mortgage has gone up constantly since I first purchased this house. Partially, due to an increase in property taxes through my county. This is a necessity that we Americans face when we want to be a homeowner or landowner. In the end, I accomplished what I needed to accomplish. I had a very pleasant customer service rep. I have all my paperwork and disclosures. I'm glad Mr. Cooper sent a printout that I paid off some bills through them. Everything went very smoothly.

    On the whole, I won't do this refinancing again. It’s like I’m starting all over with my loan. I bought the house around 90 and now, the loan amount is 97 and the closing cost is astronomical at 8,000. There are so many variables there in the closing cost that I didn't anticipate. I wish I had a chance to think over it. I didn't have time to be fully informed about everything before I completed everything. Those are typical real estate settlement procedures that I was not aware of. It's a lesson learned.

    You need to be aware of all the costs involved in refinancing. Even though it sounds good and you may have a goal in mind, it comes with a huge negative, as far as I'm concerned. You don't just get a lower interest rate by asking or some small procedures. Be very detailed and involved with a lot of extras. Even though it says the payoff, it just comes with a price.

    Requested the payoff on my loan because they didn't want to bother with a refi. There wasn't enough money in it for them, ok fine. Now you will get zero-interest for the next ten years from me. They sent me the documentation finally. For the payoff I received it on a Monday and paid off the entire amount via wire transfer the very next day. Then they called and said they were short because of hazard ins the day after I paid it off so I said, "Ok let me pay that." "Well, we can't tell you what that amount is yet and we are going to charge you 8 plus dollars a day interest until we process a payoff again." Until then they are charging me 4.75 percent on my payoff amount that they already have via wire transfer.

    Now I am understanding why they changed their name from Nationstar to Mr. Cooper. Sorry, but you can't hide your negative reputation by a name change. Working with you has felt slimy and I will NEVER again have anything to do with Mr. Cooper. Also I see all the bad reviews about customer service they were the only decent part of working with Mr. Cooper, unfortunately, you have them hogtied with a money-grubbing shifty process on the back end that gives zero ** about the customer and expects them to color it beautiful, impossible task! Good riddance to the worst Mortgage Company I have ever worked with!.

    I did not choose Mr. Cooper; they bought my loan. But if I had the choice I would go to literally any other company. I would pay a higher rate to not have to deal with them. They are absolutely impossible to deal with. Their phone lines put you through endless messages with no opportunity to speak to anyone. Complaints are lost. Promises that action will be taken are not followed up on. My problems started when they failed to pay my homeowner's insurance on time. When that was finally resolved, I switched insurance companies at a savings of $1500 per month. Instead of decreasing my policy amount by $1500 they INCREASED the amount they said I needed to put in escrow by that amount. And then, when they realized my first policy had been canceled (Duh, since I told the I had replaced it), they told me they were going to find and bill me for a new policy!

    This was notwithstanding the fact that I have perfectly adequate insurance in place (and an email from them confirming that they have received the information on the new policy). Months later they are still double charging me for my escrow amounts, having increased the amount they are collecting for insurance from $3000 to $4500 rather than decreasing it to $1500. I have called multiple times, spoken to people in multiple departments. I have filled out complaint forms (which seem to be lost each time). I have tried their chat bot (or person, who knows these days) to no avail. My advice is... if you have a choice, stay clear.

    This lady, Mary, was very good. She said, “Oh, let's look at it. Well, you do qualify.” I said, “How come I’ve never been. I’ve been wanting to do this.” The process is such that everything is taken into consideration, not just one single thing, like I had. I told her I had experience filing the application online, asked me questions. It took a while because I had to go and look for documents. I was very positive. She was very positive as well. And she said it would go to underwriters. I have the app on my phone. She also said I should expect messages and respond to those. And whatever they ask for, like paycheck stubs, I should send them.

    She responds on time so that it drag out the time. Everything seemed to go well but all of a sudden, there was a halt somewhere. I thought it wouldn't go through. I called, and a lot of times, there were no responses and no feedback. I couldn't get anybody. I did the calls, but Mr. Cooper would respond to me via email. At some point I felt frustrated that they were not answering or returning my calls. But they did what they needed to, so I'm satisfied. I also wanted to take out some money. I wasn't able to get how much I wanted but I was able to get an amount that would suffice. And it picked up again. It dragged on for a while and the appraisal was done and they said I didn't qualify for a conventional loan. It would remain an FHA loan. But I could take out some money. It took longer than I anticipated.

    The rate was 2 point something. It slowly crept up at that time, but Mary locked it in for me until a certain date. And I knew the date was fast approaching and that the interest rate was going up. I wondered what would happen. But she assured me that they would extend it. She did what she did, and I was happy with the terms and new rates. I now started working with a new person. Mary was the one that initiated it and she was very good. But they were all good. I was happy it worked out well.

    I first reached out to Mr. Cooper over some questions I had about my escrow account. They suggested that I was eligible for a refinance, that would actually benefit me. My wife and I agreed and from that initial rep, we were passed on to a different rep. All interactions were positive, either by phone or by email. The overall process was smooth and on our part, pretty effortless. They kept me apprised of every change and they would alert me of changes in the process and how to go on and sign off on the various forms of paperwork, like the eSign, which was even better. I didn't have to go anywhere physical. It was very easy.

    The rate was the same but the terms are better. We cut the loan term in half and that helped. Since we've had Mr. Cooper, this will be the fourth year, everything has been very smooth. Their website and the ability to get things done, whether or not it's a normal mortgage payment or to check whatever documentation we need, is always easy to find and easy to work with. With the way the market is, they're a little more expedient and we're on the ball.

    Mr. Cooper purchased my mortgage several years ago. Although not straightforward, I setup autopay after a phone call with customer service. I paid every month in full, on time. 6 months ago, I refinanced, and they purchased my mortgage again in mid-January. I was unable to login online because of my previous account causing a conflict & I spoke to them over the phone again. We again setup autopay, paperless statements, etc. I checked the app the first few months to ensure it was setup correctly, & I saw regular monthly payments being made. I set it up to pay an extra few thousand on principle/month at that time. I received email "statements" from them which simply took me to the website & again showed that I had a certain amount due on a certain date & that same website told me that I had already made that payment in full.

    I started receiving letters about pre-foreclosure from WA state & again rechecked the website to ensure this was in error. I never received any correspondence from Mr. Cooper stating that I owed them money. My wife called to straighten this out with them, but they wouldn't speak to her. When I finally had business hours time to call, they told me that I was one payment behind from the outset in January & that I had late fees & was being reported to the credit bureaus. I explained the situation & was reprimanded by Larry, the manager, to be more responsible with my email & mail correspondence. He refused to remove my late fees & told me that there was nothing that could be done about the reporting.

    This company does not care about me as a person, did not take into account that I've never paid late & in fact was OVER-paying my mortgage by MORE MONEY THAN I OWED THEM. Their electronic statements are vague, generic, impersonal, & did not make it clear that I owed them money. In addition, I spoke to them on the phone when I set up the autopay & was not informed then that there was a discrepancy. They have failed at customer service on several levels, the most important of which was being human. I leave this as a warning to anyone that has the option to stay away from this company, and as a guide to anyone who is involved with customer service process improvement.

    The worst and most unethical mortgage company I’ve ever worked with. I’ve had my fair share of buying and selling houses. So this ain’t my first rodeo. Last month, I started a refi and 2 weeks ago the title company ordered a pay off good for 10 days. Two days after payoff was requested Mr. Cooper mailed out my mortgage insurance that was due. (Mind you, usually any escrow payments are put on hold when a payoff is ordered!) So I get to closing day on the 9th of May and the wire goes out to Mr. Cooper on the 13th, due to the 3 day remorse clause. On the 19th, Mr. Cooper rejects pay off the because it’s missing the same amount they paid for the house insurance. Of course, my new mortgage company also paid for the mortgage insurance. So now there’s double payment for mortgage insurance which will be refunded to me, and after a phone call with Mr. Cooper the plan was to return the money to them.

    But instead they rejected quarter of $1 millions Because they wanted their thousand dollars mortgage insurance refunded. Fine we’ll play their game, title company ordered a new payoff 5/24 with an additional $1200 added to the original payoff (to cover mtg insurance, fees and interest). Title company wired Mr. Cooper the new pay off the very same day, on 5/24. Needless to say 12 hours later we find out Mr. Cooper rejects the second payoff because now they say they calculated the fees wrong and I owe still another $136. Yep, you heard that right. Mr. Cooper rejects quarter of $1 million because they were short $136 that they miscalculated and not honor their ten-day pay off. This company is beyond on ethical and ridiculous. They do not play by the rules, as they like to make up their rules as they see fit. They are a joke for a mortgage servicing company.

    Mr. Cooper is very deceiving. They suck. They did not put my last mortgage on my credit report which screwed me for the second. I had to remortgage with them. I had no choice. I'm still fighting, tried to get my last mortgage from them on my credit report, which would have helped me a lot. But, the remortgage department couldn't be bothered to help me.

    Their mortgage professionals, through all of this, kept trying to turn it back on me, that it was my fault and trying to say because I filed bankruptcy. My mortgage was not part of my bankruptcy. I sent them a letter from the lawyer and they still didn't want to hear me and still told me they couldn't help me. They just wanted me to remortgage. All I wanted was a home improvement loan, not a new mortgage. I had a fixed rate of 3.50%. I went from 3.50% to 4.75 over their stupidity. I will never, ever remortgage with Mr. Cooper. Once this is all said and done, I will be finding another mortgage company.

    Completed a refinance of home and no payment should have been taken. Payment was taken and when contacted, was told it would be refunded. Even sat on a three-way call with Bank to confirm. She gave me a couple of options that might help me out and let me do the choosing. The Mr. Cooper reps were terrific.     Mr. Cooper communicated in a timely manner. They were easy to deal with. They answered my questions effectively and thoroughly. And the third party that they used was more than great. It was completed a month ago now. I should have done it a year ago, but I decided to go ahead to do it and they were effective. It went smoothly. They handled it in a professional way.

    In my case, it's more of the long term. I cut time off, and my bill only went up a bit. So in the long run, I’m saving myself a bunch of money. We bought our house five years ago. And we were at a higher rate. So, if we were at that rate at 30 years, we’ll save X amount of money. When you refinance, you do have to pay for the cost. Sometimes you don't, but we did. And our credit was good. We went for a lower rate, and of course, we had to pay to do it. And we shaved time off. It went from a 30-year note to a 20-year note, which we were down to 25. So, we’ll pay it 5 years quicker.
