An ad of 21st Mortgage showed up on the website that I was looking at for manufactured homes in my area. Their logo was pretty so I called them. Karen, the loan processor that I worked with, was awesome. 21st Mortgage sent me a packet of documents and different things that they needed and I emailed these back to Karen. She was right on top of everything and walked me right through everything that I needed to do. She got right back to me. If she didn’t answer her phone right away, which she normally did, she called me back. If I emailed her, she would email me back within two or three minutes. It was amazing.
I wasn’t in a position to close until after the home seller had completed multiple improvements on the home and this delayed the lending process. But Karen helped me facilitate with the home seller for him to complete his end of the transaction so that we could close. She worked with him and his real estate company. Obtaining the mortgage from 21st Mortgage was easy and their lending process was great. The experience that I had with them was excellent.

I needed a mortgage to get a mobile home and 21st Mortgage was the first name that came up when I was searching for lenders on the internet. Their application and underwriting were standard and got completed for me in a couple of weeks. Justin was the loan officer who I dealt with and he was really good to work with. He was very prompt and he answered all the questions almost immediately. He was good through the entire process.

I wanted to buy another property and 21st Mortgage Corporation was the only company that would finance the mobile home that I wanted. I called them and they took the application over the phone. I’m self-employed and proving my income wasn’t that bad. They made it easy. The property that I purchased was in the hands of a guardian though and he stalled the process for about six months. It wasn’t the mortgage company’s fault. 21st Mortgage Corporation was ready almost immediately. 21st was also very considerate and the rep that I dealt with was a nice gentleman and he was very helpful. It was a very good experience.

I needed a mortgage to purchase a used home and I went with 21st Mortgage Corporation. We did the process in-between Thanksgiving, Christmas and New Year, so it took a little longer than I wanted but that was just off holiday time. It was a reasonable time. It was all done over the phone and the internet and I was very pleased. The online application process was okay considering that I was not there face-to-face. Sometimes, I had to leave messages for the rep and she was responsive. For my credit score of 810 though, which is damn good, I could have gotten a better rate but my hands were tied and there were not many people that finance that kind of thing. Other than that, everything was great and I would recommend 21st Mortgage Corporation.

The process in general can be improved. When we got asked for a certain type of paperwork like paycheck stubs, I would ask mom for her side of paperwork and I would send my side of the paperwork. They would get checked off on the list but then they would ask us for the same thing two weeks later. They would approve my mom's and check it off but with mine, they would say they still needed something. But I had sent it to them with the same information they approved for my mother. Why did hers get approved and mine didn’t? And it's an email. I can understand if it was a paperwork faxed in and they missed that faxed sheet. They threw it into the shredder or it fell under the desk.
I don't know if it was a process or because we were a first-time buyer. But it was a hassle to keep sending the same piece of paperwork when they had already checked it off. I even had emails stating that it was checked off on a certain date. We were dealing with the same person too. It was the same email, same everything. But that was the only thing. On the other hand, the communication was great. The representative would call me and say what they needed or she would send me the email.

I refinanced recently with 21st Mortgage, so I can buy my own house. We had to prepare the closing documents, take some pictures of the property, make sure everything is still the way that it is supposed to be, and have the closing down payment. We conversed with the loan officer mainly through email and he sent me updates every single day nonstop. I knew the progress that we were at and what was going on, so it was really helpful. Even on the days that there were no new updates, I still received an email saying what else they needed as far as paperwork goes, what was going on, and what was being looked at. He was very good.
However, I had an issue on my end with the account number not being recorded correctly, so I couldn’t make timely payments. I still had to repay and revisit the website in order to make payments. And every time that I've called them in the very beginning when I purchased the home, it ended up showing as principal instead of a monthly payment because I pay half a month in advance. When I was able to call them and tell them that it was my next month's payment rather than the principal comment, they switched it over no problem. 21st Mortgage took it over the phone, so they made it pretty convenient. I like them and I would tell others to consider them.

I was tired of paying rent which prompted me to look into a mortgage. Initially, I was working with another company and it took 8 months with no results. It was a bad experience. I was then referred to 21st Mortgage. I submitted an application to them and it all went quickly. 21st told me how much I would be approved for. I initially wanted more and a new home but they didn’t approve me for that amount so I went with a used home for the smaller amount. They stayed in contact and it was less hassle. The loan officer I worked with was very easy to reach. If I wasn’t able to get her, she would always call right back within regular time and it was never a long wait. She always responds to my emails and she was very efficient. It was an overall pleasant experience like it should be. I would recommend 21st Mortgage. It is the company that people should look into.

I was already tired from paying rent too much so I looked into a mortgage and the agent gave me 21st Mortgage. Everything that they did was all nice. They helped me out with a lot of things, trying to find me a good place and a house. Also, it was pretty great and pretty helpful with the officer. The thing that I didn't like is they took a long time to process everything. But I understand that there were some papers that I was supposed to sign in and they couldn't get it ready. Other than that, everything was pretty good. I will recommend 21st Mortgage.

I needed a place to live but I have pets and rental was not an option, so I looked into getting a mortgage. There are not too many companies that do mortgage on mobile homes, and 21st Mortgage was the first one that I found that was willing to do that. The application was really easy. I submitted my documents and in less than 30 days, I was approved on everything. However, the problem started after that. We were approved in August and the closing should have been done in October, but we had to wait before we closed in December.
21st Mortgage asked for a document one at a time, and they did not multi-task. The document that they needed to proceed, however, was with the seller all the time, not with us. Every time they asked for something and the seller provided, but it was not what they needed, they had to start all over again. They asked for the funds for the mortgage but they did not request anything else from us until the closing. I believe that they should improve their process a bit by saying, "I need this document with these specific things," and then everything will be smoother.
I have a realtor who took care of everything because I work from 7:30 to 6:00 and I'm not allowed to do personal calls. I'm very grateful for her. But I know that she had a hard time sometimes because she sent emails and they were never answered, or she called and the call was not answered. She would ask to speak with the loan officer, and the loan officer would say that she would be the one to call. But the person who answered the phone said that she had to leave a message. My realtor had problems with them, and that was one of the reasons for the delays that we had for the closing.
Having known what my realtor went through, every time that I sent an email to 21st Mortgage, I was very specific and I demanded answers faster. In the email that I sent with the document that the loan officer required, I told her to verify that she received everything. Then they told me that I need to have my driver's license renewed in December because it will expire in January. They started pushing me to do it, but it is valid until January 6, so they had to wait. If I already get a new one, I will show it to them. They said that would be fine, and they left me alone. Personally, I did not have problems with 21st Mortgage. Every time that they asked me for something, I would respond, or if I asked them for something, they would respond to me. The application and underwriting process took less than 30 days, and that was wonderful.

21st Mortgage Corporation was responsive. I was purchasing a manufactured home and the other lenders didn't get back to me. 21st Mortgage, on the other hand, responded and was approved by the community that I live in. Initially, they denied me though. I got tons of mortgages deny me because they said my score wasn’t enough. But there’s nothing in the rules that said they had a minimum. How the hell was I supposed to know that? They said they mailed it to me but they didn’t mail me anything.
As for the loan officer, dealing with her was good, at least when she was there. If it happened on holidays, she would say that she would call me back and I wouldn’t hear from her because she was on vacation. I was always calling her. She also didn’t seem to be very experienced. There was a whole process around verifying the $2,000 gift and although 21st Mortgage got what they wanted, they still wanted us to provide something. I gave them the bank statement to shoulder it and I did what they needed. But when it was down to the last thing, they were still asking stupid questions. They said they wanted to make sure whether it’s a gift or not. How were they gonna prove that it wasn’t a gift though? It was the stupidest question in the world. And everybody was there. The money was given to the buyer. All 21st Mortgage needed to know was whether the form stating it was a gift was signed.
It was because of the policies. 21st Mortgage needs to update their credit policies to the 21st century. They also asked me some antiquated questions that should be removed given that it’s 2019. They need to get more digital too. Instead of doing all the stuff through the mail and FedEx, they could have done it electronically. Nonetheless, the process was simple and relatively easy. The whole thing didn't even take 30 days. They were fast and I liked that. They got back to me within a week.

I have a previous loan with 21st Mortgage and they did a wonderful job. I bought a mobile home and used them again. I wasn't very knowledgeable about getting the loan and I have only done one before so the loan officer walked me through the process, helped me do what I needed to do and babied me all the way through. I was impressed with his professionalism and he was wonderful. He would email and call and was always available if I called him.
The application process was simple and pretty straightforward. They told us exactly what they wanted and we needed to provide it. But I had to deal with a real-estate agent from the mobile home park and she had done her own lending. My son was buying the mobile home that I owned before and he also used 21st. She tried to encourage us to go to a different lender and I was adamant not to. That was the only snafu that we had, otherwise, we would never do business with anyone else.

My bank wouldn't take on the mortgage I needed for my manufactured home so I checked with other people and found 21st Mortgage. The process with 21st was very easy, except that I'm used to seeing people face-to-face, so that made it very difficult. I also needed certain things with the manufactured home that I had to wait and get, so the whole process took a while.
I spent most of my time talking with one representative, Adam, and he was really good. He returned my calls and explained everything to me in detail. He took so much time with me when I had questions. I asked a lot, as this was the first time I've ever done this, and he gave me the answers that seemed to satisfy me. I wasn't familiar with any of this stuff, and I didn't know I was gonna have to pay $500 out of pocket for an appraisal. Still, that was explained to me, and I had my choices to make, and I made them. It was just that I didn't expect to spend this much money trying to get a mortgage.

I was looking at buying a tiny house and was checking how it could be financed and who could finance it. One way was I could get an RV loan since it's on wheels but the house was too small to be a mobile home mortgage so 21st Mortgage created the pilot program to offer tiny house mortgages. Getting the mortgage was very complicated and it was quite a pain. First, I have multiple jobs and that created confusion in regards to if I even qualified for the mortgage.
Once we got that resolved, there was confusion because the tiny house market was such a new niche and there wasn't any criteria or standards at the moment. At first, they were doing it like it was a manufactured home but it was on wheels so it was not considered as one. Then towards the end, they thought we had to have more money to license and register the tiny house so we had to educate them that that doesn't happen here in Oregon. All in all, I am the very first person to get a tiny house mortgage and the application process was a breeze. We were back and forth in underwriting for 30 days which was really quick.

We got a manufactured home loan with 21st Mortgage when we purchased the mobile home. 21st Mortgage was recommended by our dealer. We could have gone several different directions but because the previous owner of the building financed it through 21st, it was convenient for us as they had all the information already on file. Their application process though was cumbersome. The reps kept coming for information which I gave and then they came back with something else. I thought it was silly.
The application and underwriting process also took a long time but it did not matter as the building is already on my property. It would have been a bigger problem if it was a time-sensitive thing. Our loan officer was John and I did all the work with him. Our interaction was great. He told me what information he needed and I supplied it. He was on the ball and a good communicator. If I asked him something, he would try to find me an answer. It was good that he got it done.

It would have been better if you just talked to somebody directly instead of going in between somebody all the time. I don’t think he was as knowledgeable as he thought he was either. I asked him several things and he would say it wouldn't work but then he would come back and say it was okay. We were looking into a mortgage to refinance some things and do some home improvement. There weren't a lot of options because we're in a manufacturer's home. We went with 21st Mortgage and the application process was very easy. We had a very good person that we worked with, Adam, and he was a huge help to us. We talked to him, and he explained the process to us and helped us every step of the way. He was very quick to answer emails. There were several times that he was out of the office for extended times because I was kind of in a hurry. But when he was in the office, he was right on the spot getting me answers. He was really personable, and he seemed to really care about us and about our going to the process. He was a really excellent representative for the company.
The application and underwriting process took six weeks. Adam made the process really easy for us. There were a few things that were on some checklists and there were things that I needed to supply that didn't apply in my case. And so, I had to talk to Adam again, and I said, "Well, what about this?" "Well, that doesn't apply to you." And so, there were some other forms that could have been updated, but in defense of that, maybe there were things that most people have to answer with. And in our case, we didn't have to answer. But other than that, the process was very smooth. I was pleased every bit of the way.
One other thing though is that I already have casualty insurance on my property. And in computing the final loan and the amount of the impound for my insurance, etc., they didn't take into consideration what my insurance payments are. They asked about what my insurance payments are, and then computed it on some other level, and then sent me a note asking if I wanted to change insurance companies. That was a bit confusing to me and unnecessary. Everything else is fine other than that small detail.

After many attempts to register online to be able to pay electronically, I was unable to register for whatever reason. This went on for years, no kidding. I’ve never missed a payment, and have been paying via the coupon booklet through the USPS. Up until recently, my payments have made it there on time. For the past three months, my payments have been mysteriously taking up to two weeks to arrive, resulting in phone calls seeking payment. When I asked for help with registering for online payments, I was told that there had been other customers who experienced online issues, but the collection of payment was, understandably, more important than helping me to register so that I can make payments easily and timely. When I asked if someone could help me, my request was ignored.
Someone there must have figured out that people were having problems because the interface recently changed and I have successfully registered. When calling for collection of payment, it seems that the only option given to the customer is to stop payment through one’s bank (with the resultant stop-payment fee) and taking payment (electronically) on the phone, instead of helping the customer solve the technical problem. I pay all my bills online, so I do “get it” how it works. Now apparently someone fixed the bug that had prevented me from getting on. What took so long? Thanks, finally!

21st Mortgage Corporation kept me updated on each step of the process and I still received the emails even in the areas that were the owner's or the real estate company's responsibility, so I knew what was going on. They kept me apprised of everything and did more than I expected. I talked to the loan officer once or twice, but most of the interaction was through emails. When I had a question, just to clarify what I was reading through the emails, he was very explicit and very detailed, and he answered my concerns. The only thing that I was disappointed at was the high-interest rate, although it wasn't on 21st. The real estate agent explained that it was an old or used mobile home and their interest rate is higher usually for that. Still, I was okay with that because I had good credits. I would definitely recommend 21st and I've already recommended them to someone who's also looking for a mobile home.

I went on a website to buy a house and it said, “Look for a lender”, and 21st Mortgage Corporation was on that website. Obtaining my mortgage was easy. I filled out the preliminary stuff or what they told me to online. Then, it said that I was approved and that an agent would contact me. Havana from Solid Source Realty contacted me and the application and underwriting process took about a month. The interaction with my loan officer, Nicki, was good. However, I found out that the people who own the land that my house is on got a little pissed off because they said that if any consumer goes on the Zillow website and sees a house, they have told 21st Mortgage so many times to refer the consumer back to them instead of taking the application.
The guy was huffing and puffing and he said I avoided a $50 application fee that they wanted to charge me and the $555 security deposit to live on their property. 21st Mortgage did not collect that money from me, so I had to pay it to them, but they did not want 21st Mortgage handling anything in Valley Brook. I ended up getting a regular mortgage and the rates and the terms of the mortgage were good because I put $11,000 down and it came to what I wanted it to come down to. I’m happy that they approved me and everything is okay now that we got the other business straightened out.

I needed a mortgage then somebody suggested 21st and that was who I went with. The process was good. They were fast, very professional, and polite. The process took 90 days because of the Canadians. A lot of documents had to come back and forth. The only thing was that the rate sucked. 21st could have given me a better rate with all that down payment money. I thought by putting down 45%, it would buy the rate down, however, it didn't move the rate at all. Who puts down 45% and still gets cleaved at 11%? I’m not going the distance with them at that rate. I’m refinancing my mortgage with the Credit Union for probably a third of that. We’re gonna unload them as soon as I can get back home. But they were great and they got it done.

21st Mortgage had an application online and everything went smoothly as far as that went. But after all the paperwork was sent in, they did an assessment of the home, which I thought they should have done it first. If the home was not worth what I needed for the mortgage and my application was denied after going through all that, it would've been a lot of wasted time. The person I dealt with was very nice, helpful and responded quickly to any questions I had. However, the process also took a bit more time than it should have. We started in September and didn’t finish up until just before Thanksgiving. I figured it should’ve been about two weeks shorter than it was. When I sent in my application, they said I was approved. They told me all the stuff I needed to do, I started doing it, but I didn’t have the forms. Then all of a sudden, they sent me a packet with the forms in it. I had to go back, do all that and send it to them.
The problem was that I was in the process of getting a divorce. The house went to my ex-wife and I couldn't stay there. I was paying a couple hundred dollars a week for a hotel, which was very costly. When the process ended up going four weeks, the cost was dipping into my savings quite a bit. I reiterated to 21st Mortgage that I was paying for a place to stay every week, but they never gave me a, “This is when the closing is gonna be.” Luckily, I became friends with the people I bought the home from and I was able to see them when I needed answers for the home. If I didn’t know them, the process would've taken longer. I bought a manufactured home and there aren’t a lot of companies that do financing for them. If I was buying a regular home and had more to choose from, I probably would not use 21st Mortgage again. If I had to buy a manufactured home though, I would use them again.

We were looking for a mortgage to buy our first place and 21st Mortgage was one of the only places that would finance a mobile home. The application was fairly easy. We started at about the beginning of October, and we ended up signing on October 31st. The only problem was the time difference. We live in Utah and they are based in Tennessee, so it felt like a two-hour time difference.
But I really liked Ryan from 21st. If I had sent an email during the day, he would respond within minutes. It was very timely. He made sure that we had all of our documents, like all of our ducks in a row. He was really, really nice to work with. It was really helpful because this is our first time buying a property, so we were really inexperienced, and he helped us a lot. Anybody who is going to buy a mobile home should go through 21st Mortgage. It was one of the best experiences we've had.

The lenders are limited when it comes to financing mobile homes. 21st Mortgage was one of those financial institutions that offers a mobile home loan. We filled out an application and sent it in with the broker's help. They contacted us and threw us stipulations, proof of income, proof of residence, and proof of credit. They ran the credit report. We thought it was good that 21st Mortgage, even though the percentage rate was up there, allowed us to borrow money during a hard time. We are now living in Florida, and we found the spot and 21st allowed us to do it. The gentleman that we talked to worked with us very well and did what we asked for. It's very hard to get anyone to do anything fast, and he did it as fast as he could. They told us what date it probably would happen and it was before that. The trouble here in Florida is that places move so quickly that if you look at a place and someone else is looking at it also, they don't care if you got money down or not. It's very good to have a mortgage company that works quickly.

I was purchasing a home and 21st Mortgage is one of the few companies that did financing for mobile homes. These guys also had a really good customer service rating online from different websites. My interest rate is really high though, and there were other mortgage companies that would have given me a much lower interest rate because I have a really high credit score. However, the other companies do not have a high rating for customer service and that was important to me. But the interest rate was the only thing that could have been better. But other than that, everything was great.
These guys were very easy to communicate and work with. And the process was easy. I was given a lot of checklists and I was sure I wasn't going to miss any important paperwork. The underwriter had to keep sending new documents over, like you would read on a couple of times. But one reason may be that I couldn't get an employment verification form filled out. The place I work at doesn't fill out forms like that. They only provide their own form but 21st Mortgage wanted their form filled out. So that was a contention.
The loan officer was also very helpful. He would email me updates and whenever I had a question, he would get back to me right away. I would always email my loan officer and he would email me as soon as he got into the office. I also called a few times but it was easier for me to email because I could do that while I was at work. The loan officer was really wonderful and I was very comfortable working with him.

21st Mortgage had the loan over my trailer. And when I went to get it refinanced, I just went with them again. The application was fine. Our original loan officer, Scott, was great. The underwriting process was a bit of a disaster though. There were a lot of pieces of information that we had already sent in and the underwriter just didn’t look. Then they would get back with Scott and tell him, “Hey, we need this information.” We would have to reply that we’ve already sent the information, and Scott would say, “Oh, I see it. I see it here. They didn’t just see it for some reason.” So, there was a lot of back and forth. Also, there were issues with the employment history. For some reason, the underwriter couldn’t understand there was no employment during the time of a layoff period here a couple years back. The biggest headache would be his verifying all the information with the underwriter because of the lack of attention to detail.
The completion date was pushed back twice. So, all in all, it took about four months to complete the process, but when the initial expectations were set, it should only be about a month. But everything is completed at this point. I had the loan taken out for more than the actual amount that I needed. So, I could pay off some additional bills. I went through a divorce and that way, I can make sure that I could maintain my bills under just my check. So I didn’t have to worry with a two-person household. I would tell my friends that the only loan company I can see for refinancing or buying a mobile home is 21st Mortgage. They’re the ones that I’ve used the past two times I’ve had to finance one, and the loan officers are great and very helpful.

I was being forced out of the home that I was living in by my mortgage company which is Wells Fargo bank. So, I was put in the position of either having to short sell the house or put it on the market for sale, which I did. So, this was a situation where I was under the gun. I had sold my home already, had a 60-day escrow window and had to have a place to live by the time that 60 days is up.
I’ve never dealt with mobile homes before in my life and never lived in one so the process is not quite the same as dealing with a regular mortgage company. There was a lot of paperwork with 21st Mortgage Corporation to prove my income and all the rigmarole with title and insurance. They were also located on the other side of the country. They were very adamant that all the i’s were dotted and all the t’s were crossed. Nobody wanted to make any mistakes here. Once we got through that process, I went to a local title company, signed all the paperwork, and we were through it. But it didn’t seem like a very simple, straightforward process but a more complicated one than buying a regular, single family dwelling.
At this point in time, I’m retired and not working at a regular job anymore. So, basically, I’m on a fixed income and they wanted to make sure that there was gonna be enough money in the kitty to make the payment on the mobile home. Also, you don’t own your land anymore, but you live in a park. So, you have to be approved in the park first, and then by the mobile home lender. So, it was a twofold process. Nevertheless, the loan officer was was very conscientious. He was really good about returning my phone calls, keeping communications open and telling me whatever was requested of me. I’m glad that I’m settled in my new place. Overall, it was a very good experience. I would highly recommend them.

21st Mortgage was referred to me and at that time, I didn't have a buyer’s or credit history, so my options were very slim. I tried them out and they were the only one that accepted me. The process started with the initial application which I filled out and sent in. Once that was submitted, Scott reached out to me and said that we got the pre-approval notice. He then sent a list of documents which I had to send to him as well as the conditions department. It was a pretty big list but I knew that it involved a large amount of money, so they were gonna want a lot of security and information on me if they were gonna give me that kind of money. So, I understood that part.
After that, the appraisal was ordered and that went well. The steps worked as Scott walked me through and if he needed something, I sent it to him. I knew this because my Realtor told me that the first two weeks of the process were gonna be on me. If I got to submit the documents quickly, the process would move along faster. And since I wanted to move to my house, I gave what was needed in the next 48 hours.
Other than that, what impressed me the most about Scott was the fact that I told him straight off the bat that I’ve never had a payment before - that I never purchased anything - and he said that it was not a problem. He also explained everything thoroughly, patiently, and informatively. Also, no matter how many questions I had, there was never a sense of irritation in his voice and the answers weren't the type that was leaving you with a sense of, "Okay, what does that mean?" And if I had a question, I would just call Scott directly. He was very open with me and said that if I had a question, I could either call or send him an email. I understand that the email would take a little bit longer for a response simply because they have 30,000 emails that were coming through, so I would just call. If he had someone on the other line, he'd ask me to hold and within three minutes or less, he’d be quick over to me and he takes care of me.
However, 21st Mortgage is in a different time zone than I am so I only had an hour and a half after I got off at 3 o’clock to get in contact with Scott. If I had any questions, he would tell me he got an hour and a half to knock it out and try to catch him before he was off. But there was no way around that and everything still went smoothly.

We were under contract and it was a really smooth process because we were just buying a place from my husband’s grandmother. But the process ended up stretching out with their slow response time and the time difference.
Towards the end, our mortgage loan originator started to fall off. The response time was really slow and we had to send him paperwork multiple times for the same things. In fact, I ended up reaching out to some people in the land and title department and got faster responses. I also got better responses from another MLO when he was out one day. There was also this slight lack of professionalism. He accidentally forwarded me an email that he meant to send to somebody internally. He was talking about how our file was killing him.
We were also wanting something regarding the closing day but they hadn't really gotten things taken care of on their backend. Our MLO also never reached out to our insurance agent after they had sent him the binder for proof of insurance. So it was a mess. Then even though we had scheduled the closing, they were not available. It was like everyone had left the office for the day of our closing. We couldn’t reach out to them so there had to be all this follow-up afterwards. All in all, I would have liked faster response times and clear communication between departments. They should have also read their emails better to realize that the information was already there.

Whenever I called the loan officer, he was straightforward and very polite. It was a very good experience and I would definitely recommend 21st Mortgage.

We were renting all the time and we wanted to buy a house. When 21st Mortgage said they would do manufactured homes, I went with them. During the application process, you had to get a lot of stuff together to make sure you had everything that they needed. I did the application one day, and it was approved the next. It took almost no time at all.
21st Mortgage did the best I've ever seen as far as getting it done and dealing with people that they have not even looked at yet face-to-face. The reps were great and fantastic. I was asking the very first guy I talked to a question over a certain amount. They didn't finance anything unless it was over that amount but I found out that the closing and everything would have put it over that amount. So, he explained all that to me. I dealt with Niki and every time I called or sent an email, she answered right away. She got everything worked out for me. If I had a problem or misunderstanding in any way, she straightened it all out. I'll recommend 21st Mortgage to everybody I talk to.

Nobody finances mobile homes. We asked around and somebody suggested 21st Mortgage Corporation, so we checked and went ahead with them. We filled out an application and 21st Mortgage approved it. Once we got it approved, I went back and made an offer to the people and got it down some, and we went ahead with it. The application and underwriting process took about a month from beginning to end. They could lower the interest a little, but they dealt with us good.
The loan officer was very helpful and understanding. It was all good the few times I spoke to her on the phone. She took her calls and worked with us and helped us as much as she possibly could. I was comfortable working with the company and they did their job. I’ve recommended 21st Mortgage to some people that we know that are trying to buy a mobile home or a used mobile home and I told them to be very aware because the insurance is very high and it’s part of the mortgage for a year.
21st Mortgage said we had to have at least $48,000 dwelling coverage. The insurance company that we went to said yes and we went ahead with the paperwork and signed everything. But the insurance, named Allstate, came back and backtracked on us. They said that they can’t do it for $48,000, so it left us in a lurch. We had already signed the papers and had basically bought the house, then 21st Mortgage said that we got to get insurance and that we were already in fault on our contract. The only place we could get it that would cover it that much money was through 21st Mortgage and they fixed us up. The deal had already been done. We had our backs up against the wall, but, hopefully, within a year, we will try to find something a little more reasonable.

I'm getting married and I was looking for a home for my wife and me. I got a first-time homebuyer loan and 21st Mortgage had great service. The application and underwriting took a couple of hours to be completed. Joy was able to help me out very much throughout the entire process of getting the mortgage. It was a process to go through, never having done it before, but she answered every question that I had and was very prompt on responding to me. She put the answers into simple terms where it was a whole lot easier for me to understand and get everything that I needed. The application process went well and everything was straightforward. 21st should keep up with their customer service and prompt response to people, especially first-time homebuyers who don't really know what they're doing, and making sure that they understand everything that's going on.

I looked into getting a mortgage for a new home and 21st Mortgage was the only lender that would finance what I was buying that was available in my area. The application process was pretty easy. The rep was very friendly and answered all my questions. Everything went well with the lending process, which took a month, but the biggest hang-up was getting my own stuff together. Overall, though, I felt good working with them. My experience with 21st Mortgage was good and I would recommend them to someone else.

I feel every issue I had was because of him. There were times I left 6 voicemails and multiple emails, never answered. It was so bad that I had to extend my approval because of his lack of action. I can honestly say I never thought we would close. But we did...if there were other options I would have started over it would have been easier. 21st needs better loan officers. They are useless.

I worked with Karen and she kept in touch with me while I went through the process. She was good and she treated me well. The closing was also ridiculous because the lady who came out wasn’t familiar with what was in there. She was a notary and there were a lot of stuff that she could not answer and one of the things was the insurance. I wasn’t impressed with the closing at all.

21st Mortgage Corporation was the only one who did the type of loan that I needed but enrolling with them was a ton of paperwork. Everything was done by the phone and email and scanning and copying. It took about a month and a half to complete the application and underwriting process. The rep that I dealt with was good at his job but he didn't have a lot of patience and wasn't very good at explaining things. He expected people to know everything. It was my first time buying a home and I didn't feel comfortable asking questions because he had this characteristic where he expected people to know the questions being asked. Also, 21st Mortgage lost one of my checks and they said it was my fault.

21st Mortgage Corporation was great. I had an amazing experience with them. We were buying a mobile home in a park and I was given the names of a couple of places that we might be able to go through. 21st Mortgage was one of the few that specialized in purchasing mobile homes in parkland. They walked us through being able to do most of it by ourselves. We applied online, and then everything was online, via phone, and sending emails. It worked out really nice for us.
Justin was amazing. He took care of us and called to make sure we had everything we need. If I had any questions, he was always right there to answer the phone. In order to keep us from going through an escrow company, which would have cost us a whole bunch more money, he explained how we could do everything on our own. He was amazing to work with and was really right there and letting me know where we were and what we needed to do next. He was a huge help.
From the time we started the process and from the time we got the last thing in, the seller had the check within two days. It was wonderful. We were able to get in the middle of October and just we're in our house. On the other hand, I really like to have the opportunity, if we wanted to, to split our mortgage payment in two, paying in the middle and in the first of the month. It's really wonderful to be able to do that too.

I decided to buy a trailer and looked into people that financed mobile homes. I saw that a lot of the 21st Mortgage's feedback was great so that's why I went with them. The rep was awesome. He explained all the steps to me and helped me with anything I needed. If I sent him an email, it wouldn't take more than two or three minutes and he would send me one back and if I had a question about something, he was more than willing to ask and answer for me. I was comfortable with him 100% and no question I asked was too stupid. He went on vacation for one of the weeks that I was trying to close on the house and he had other people answer my questions without any problem. They called me back immediately so they were 100% working as a team.
The application process was a lot simpler than the ones I've used in the past. The whole application and underwriting process took about four months but it wasn't 21st Mortgage's fault. It was on behalf of the person selling the property and some of the stuff that they didn't do. 21st Mortgage helped get that straightened out and it took no more than a week for closing and everything was great.

I read about 21st Mortgage and it said that they were one of the better places to get a mortgage for a mobile home. The application and underwriting process took a month and it was within the expected time. I dealt with Drew, my agent, and one other person at one time. Drew seemed to be knowledgeable. Sometimes we didn’t get our wires working together, but eventually, everything came into focus.
I was getting my own insurance and I was told that I had to pay a year in advance. I thought I had it all done. I signed and then Drew called me back a week later and told me that I didn’t do my insurance. I told him that the insurance agent said they couldn’t do the insurance until I had a closing date. He then told me that I owed him $370 because I didn't do it. So, I went to the insurance agent and gave them the money. They called me back the next day and told me that the money had been there, but the closing date was never taken care of. I was paying them triple. I told them to rip up the check and hopefully, things will be fine. So, there was a glitch but overall, my experience was not bad.

The application process took several weeks. I also couldn't understand some of the steps and a lot of the representative John getting back with me was through a realtor we were using. She was having to contact him instead of him getting back with me. The communication was not good and not clear on exactly what they need ‘cause everytime I sent something to him, it was sent to an underwriter. Then underwriter received it through fax and email. So, they could improve the lending process by figuring out what they wanted at first and the steps. Overall, if you don’t get with John, then it’d be probably fine with 21st Mortgage.

During the application process, there were multiple communications to say which paperwork had been accepted and which had not, and that was helpful. There was one situation where they needed an original form and we only had copies given to us from Arapahoe County, the county that we are living in. We were doing a new home purchase and it was a little beyond what we could afford outright cash. 21st Mortgage didn’t look at us like just a number. They’re good for people that have had credit issues. You might have to have a little bit more of a down payment down, but they don’t turn you away and say no. And that was a major, major thing for us because there are very good reasons why our credit is the way it is. Circumstances being what they were, it’s very hard when you’re looked at as only a number and not taken into consideration how you got there. 21st gave us a chance. Also, they’re the main lender of some of the homes.
The application process was easy and Kelly was awesome. She kept in great communication with me. Mostly, it was done through the email, but if I ever had any questions or needed to talk to her, I could call her. There were a couple of times where she was either out of town or had to go to a business thing and she wasn’t available. When that happened, she would always send me an email saying who to call if I had questions. So, we were never just left standing wondering what we would do next. Also, there were so many things that were frustrating with the seller but 21st Century Mortgage was actually very patient in waiting for her to finally do what she needed to do.
We knew we were approved within a couple days. It was a fast approval and they were friendly people. I’m looking forward because we’re really, really good on paying our mortgages and our bills. I’m really excited that at least with this mortgage company, it will show that we do on-time good payments. The interest rate is a little bit high but sometimes when you have difficulties in life and you are that number, and people that wouldn’t normally give you a chance do, some people are willing to pay that little bit of a higher interest rate just because this is your life. In order to get that, at least there are companies out there that will give you a chance.

I have never been spoken to so poorly by a company in my life. This was not just by one individual having a bad day, this was by multiple CSR's and their supervisors. They seem to be trained to berate their customers. I recently purchased a new manufactured home that I decided to finance with this company. We signed contracts stating payments would begin 30-45 after delivery and a phone audit. Our home was delivered but we were not contacted by 21st Mortgage for our phone audit. So, we assumed the phone audit would happen after we did our final walk through with the dealer. That came and went, yet there was still no contact from our mortgage company, no phone calls, no letters, nothing.
One day, we received both our coupon book and a letter telling us where to send our 1st payment in the event we hadn't received our coupon book. Both of these items stated our first payment was due 2 days after we received this information. So, I mailed our payment as I would any other. On the 3rd day, I received a voicemail from this company asking me to return their phone call. I worked late that night, so I returned the call the next day. Much to my surprise when I returned the phone call, I was berated by the CSR. She didn't care to listen to my explanation, she didn't care that they didn't follow through on their end and complete a phone audit before our first payment was due.
I finally got her to check our account and verify we had not completed a phone audit. She saw this was true and told me to hold while to spoke with her supervisor. Her supervisor got on the line to what I thought was to discuss a phone audit, however she spoke to me just as poorly because my payment had not been received, resulting in our phone call ending with me in tears.
The next encounter was okay. I explained the situation with this CSR and was told that they would keep an eye out for the payment and if it wasn't received by the end of the grace period, then I needed to issue a stop payment on the check. On the final day, I did just as I was instructed. I paid a $15 fee from my institution to place a stop payment on this check, and immediately made a payment on the 21st Mortgage website. I thought we had gotten over that hump and things would be smooth sailing from there on out. Boy was I wrong!
My 2nd payment was due today, so I got online ready to make a payment just as I did before. However, when I tried I was prompted to call the company. So, I did. The CSR I spoke with was helpful, but informed me that I was not allowed to make a payment online because my check was returned for insufficient funds. (THIS WAS NOT THE CASE!)
Apparently, the day after I issued a stop payment on the mailed check, it was miraculously received and 21st Mortgage tried to deposit it resulting in a $20 returned check fee. This CSR took my current payment over the phone and then put me on hold to speak with her supervisor about getting the fee removed from my account. She returned and told me that he told her they could not remove the fee. This didn't sit well with me, as I only did as I was instructed. So, I asked to speak with her supervisor. This is where it ALL went downhill.
I explained to him the timeline of events and asked him to please remove the fee from my account. He informed me that I knew when the first payment was due, so it was my fault they even contacted me in the first place. I told him that I mailed our payment in immediately after we unexpectedly received our coupon book in the mail. Also, I reminded him that we have yet to complete a phone audit, so technically I shouldn't be making payments. He then insinuated that I was lying and said he would need to check his records.
I encouraged him to do so, as I knew what he would find. He informed me that the audit was completed nearly 2 months ago... This NEVER happened. As a matter of fact, on the very first phone call, I was told that they were adding a note to my account stating just that... "A phone audit has not been completed for this account..." I believe is what she read aloud as she typed with me on the phone.
So, what I gathered so far from this conversation with the supervisor is he likes to call his customers liars and the company adds false information to customer accounts. This supervisor spoke to me in a way no human should ever be spoken to and ended the conversation with he was not going to remove the $20 fee from our account. This negative review is in no way about the $20. This is about human decency and respect. Which I believe a few of the individuals employed in the customer service department, know nothing about. I am currently looking into refinancing our home, and I hope I never have to speak with anyone at 21st Mortgage again. This has been the most horrific customer service experience I have ever encountered. I DO NOT recommend this company to anyone and suggest you stay far away.

21st Mortgage was the only one that would work with me when we purchased a new home. The application process was very long and I didn’t feel my rep was really committed. Every time Justin needed something, it was because I asked for it. I would wait two days or a week and there would be no answer. Then, I would call and ask him what was next and every time I asked, he had something new. He asked me for the same documents about two to three times. I would call and ask if he had gotten something and he would say that it would take two or three more days. Then, I would call in the morning and the afternoon, he had the document. So, it was very strange that every time I called, he didn’t have it at the moment but in the afternoon, he had it. It was frustrating and I felt that if I didn’t push, he wasn’t doing it or he just kept me to the side.
Also, he kept changing my annual or my interest rate. He wouldn’t pay attention to what I was asking at the moment. I had a very poor overall experience with him. I don’t know if the process itself was long because it is long if it was because he wasn’t paying attention to me. But I’m really grateful to 21st for giving me the opportunity to get my house. I’m really happy. My family’s happy on it. They were working with me and the program that they have going on is pretty good because I was able to get the home. Having them put the insurance and the taxes in the bundles and then the automatic payment thing, I love that. My wife and I don’t worry about that. We just have money in the bank and they take it on their own ad we don’t have to worry about never being late. As long as there’s money in the account, everything’s fine. I’m really happy about that service.

I told them that the three other pages were personal finance accounts which were none of their business. I also told them to call the deal the off and I’ll go elsewhere but they finally accepted. It took two weeks for the application and underwriting process. It could have been quicker if they accepted the stuff they requested initially instead of asking for more stuff thereafter.
I told them that we got money and if they did not give me a loan, I doubt that they would ever give anybody a loan. We got money and I could not understand why they kept asking for more. After that, it turned out that the title of the place we were buying was screwed up as we went through a title company. Still, they got everything arranged for me. My Realtor suggested checking 21st Mortgage Corporation out because they did mobile home loans. I did that and it seemed like they were doing small things over there, so I applied for a loan online and got prequalified. They then asked me for quite a bit of information like my previous W-2s, and stuff like Social Security copy. I sent that all in but found out I was being denied for the loan which pissed me off. It was apparently because I was the sole person on the actual loan paperwork. I didn’t have a cosigner or anything like that. My credit was good enough, but they just were kind of in disbelief when it came to my jobs because I had a few jobs and they only got paperwork for one of them.
I was sending the other paperwork over and they just sent me straight into underwriting and disapproved me. I sent in more of my paperwork from my other jobs, but I got denied again. Still, they said they were willing to work with me if I put more money down, so I did and got approved. Thereafter, 21st Mortgage was cool. It was really easy to use their online stuff. However, my agent was iffy because he was supposed to keep in contact me and he rarely did. He was very vague about explaining things to me. I had to go back and check with our realtor countless times. It got to the point where, at the very tail end, my realtor and my title officer got this pushed forward because we were shooting for a 30-day or less escrow. We went well past that because we were waiting on him and answers from him.
I was a first-time homebuyer and I had no idea what I was doing. They could have explained a lot more. Still, my realtor and my title officer were really good about explaining things to me, jumping on the ball and getting things rolling. They were unlike the agent who wasn’t on top of his game. He was asking for a bunch of stuff, and I was emailing him back and asking. I had his number and was calling him. I could tell that he had other things to do so I stopped asking him a lot of questions. All in all, the overall process was a pain and service-wise, it wasn’t top of the line. But once we got done with everything, it was worth it because we got our house. I love this house and I was happy that I ended up with a home.

Due to a few unforeseen circumstances, we had fallen behind on the mortgage, never more than 3 months, and have always made payments to keep it out of that 3 month range. Currently we are one month past due (October) and are only late for November. When I try to call them to make arrangements, I am bullied and threatened and told a sheriff will out to take my home from me, my husband, and our kids. I am told to borrow the money or to figure out a way to get it to them by so and so date. You can never speak to someone who is kind and helpful and understanding. It’s always the same ignorant rude heartless type of person who has no empathy for anyone. They are constantly sending me letters by FedEx and the last one I received in October gave us 31 days to bring the account current ($756) by November 11th, which we plan to do.
However, now I’m receiving a notification that they have sent out another letter by FedEx on November 2nd that I’m suppose to be receiving today... Why? You already sent me one with a deadline of November 11th. They have been the worth most ruthless company with the most awful customer service I have ever dealt with in my entire life. I am aware of my Michigan state laws and they are breaking several of them. Hoping to refinance with someone else in the future. Makes me wish I just would have stayed renting.

The application process was very long and painful though. I had issues with both the realtor and the guy that was doing the mortgage. There was a lack of communication and then this being my first time, I had no clue what I was doing and I wasn't told what I needed to do. I could never get them on the phone. I just kept getting updates saying that what I sent them wasn't good enough but it wouldn't tell me why or what I needed. 21st Mortgage was the only one that gave me the loan for the mobile home. The process took three and a half weeks and was easy, fast, and no issues. However, the application could have been improved. There should be more clarification on what exactly they needed. At the beginning, they denied my loan twice because there was a little bit of confusion on what I had to fill up and what I had to do. But then I talked to Cathy in person and everything was taken care of very easily. Communicating with her was fast, she answered my emails and she was always open to any issues when I'd call. We had a new home purchase, and went with 21st Mortgage because there aren't many providers around who will do a chattel mortgage on an older home or older than a 1976. It's a mobile home and it sits in a park. 21st Mortgage seemed to have the best ratings that I could find. The application was easy and I did it online. When I put in the application, it was approved about the next day. That impressed the living daylights out of me. But then, I've been working on getting our credit up in the excellent range, but none of my papers are in order. It took a lot of doing and it took about a month.
There were different little pieces of paper that just had to be done by 21st and couldn't be done by the title company here. Being that 21st is in Knoxville, Tennessee, and three hours ahead of us, it made getting in touch with them difficult, and they kept wanting all these different pieces of paper. There was a good deal of confusion because they send you a list of things that they require if you're working W-2's and all that good stuff, where you get your money from. The government has their hand-in because they need to know exactly where you got your down payment from. So you have to send all kinds of personal information and I'm not truly comfortable with that kind of thing, going through the ether with hackers out there.
They used the same one for buying a home and putting it on the property as they do for buying for a chattel type mortgage, which a home that sits on the leased property. I was looking at all that list and for the majority of states, a mobile home that sits in the park is considered either a vehicle, or a personal property. It's not considered a real estate so the page could be different. They could have two different sets of paperwork for each one.
You bring out chattel mortgage requirements as opposed to real estate requirements. It got confusing when it came to that. The things that they outlined that you were supposed to provide wasn't complete. Because we got hit with a couple of things that we didn't know we would have to do when we were sitting there signing papers at the initial closing date. And that had to be extended because 21st insisted, on putting in for the title, when the title company down here just want to cross the street with the paperwork and come back with a copy of that paperwork.
There were two programs, where we would get things in the email and we had to initial them using the new online verification that this person has signed this or has initialed this form. It was most frustrating in some areas. But the representative was very helpful to a point when I could get him. When I called 21st, I panicked because I needed a copy of their application. They had put in a copy for the application for title. They did not send that to me. But they did when I called and I finally got to the right person to be able to access it. That was cool.
For the most part, the loan officer came through with what he was saying. When I got ahold of him, I would ask questions and he would answer them, for that I would understand what was going on. Because when you get a bunch of papers, it can be confusing because they're not very clear on what they're requiring. Also, some of the things that they asked were things that no 55 Plus Park or any Park would sign those particular pieces of paper with. We went through a big bunch on that before we could find the piece of paper that they would accept. All it was and all that really should've been required is a piece of paper from the park saying the park lot lease is a certain number of dollars.
The two prior pieces of paper were legally not good. It was essentially like 21st was wanting power over the park. It's like an over paranoiac response to what happens if we default. They wanna make sure that they have access to the property. That's not gonna be a problem because they're showing as a lienholder and they would have first access. That wouldn't bother the park at all. But they were wanting to be notified if the rent was gonna be increased. They wanted approval.
We found out that that doesn't apply. But they sent out those papers. It's like somebody in the Underwriting Department and/or another department didn't quite know what this was. So they just automatically send up these pieces of paper, and of course the client, automatically forwards these paper, because I have no clue what they are, and then the park goes on the defensive.
But we managed to get it through to them that if they're not gonna come up with this, then forget the whole nine yards. I'll lose a thousand bucks but there is a point in your life when you don't wanna have to deal with that kind of thing. Even so, everybody was polite when I called. But the biggest thing was dealing with the time difference, and they're apparently not large enough to have a split kind of thing that would accommodate specific time. If I wanted to do anything, I would have to get a hold of them before 2 o'clock, my time. That can be difficult when by the time some things happened here then I didn't have much time to be able to call over there to get a question answered.

21st Mortgage is a great company. They work fast, they're efficient and they don't tell you things that aren't true. I got a 20-year loan with a flat interest rate for a mobile home, and the process was simple. However, the seller had a good friend, a notary who was doing their work for them, and that friend kept screwing up the paperwork. So, I took my package, filled everything, went down to the bank and had the bank do it. Everything I did went perfectly. The people at 21st Mortgage explained to me how to fill out the paperwork and the rep made sure to highlight so I wouldn't forget any of the places to sign. They also sent me the FedEx package, and I stuck the documents in there and sent it back.
21st Mortgage's part of the process was done the same day when they got the documents. But they had to wait for the appraiser to get out there and give them the value on the house. The application and underwriting process took about a month and a half though would have been nicer if it was faster. Also, the papers were done through email, I’m not used to getting emails but rather I’m used to going into a place and getting all the papers. Furthermore, I wish 21st's interest rate was lower. We were buying a home for my mother which could not be financed through standard routes because it is a manufactured home. Also, it's in a retirement community and she did not own the property that the home is located on. 21st Mortgage was the one of the only banks in the country that would finance such a loan. I and my husband have bought five houses throughout our career together and this was the worst experience that I've ever had. I got a packet of information that was supposed to go to the seller and that ended up delaying our closing for over a week because the seller never got it. The rep sent it to my attorney and I don't know why she did that.
When I contacted the rep, she had a general extension and it went around the hold time for five minutes and then I went back to a mailbox. I had to press zero at one point as I got down to the wire because I needed to speak to someone regarding the information. I got routed to a person that had to pull up the file but she ended up not giving me accurate information.
We had a closing but 21st didn't have an attorney present and it was all done from a separate location. The documents were initially emailed and I sent them back. The rep said that some of the documents had the margins off so she had to FedEx the package. But she didn't FedEx it in the first place so I was wondering why email it if they're not gonna take it back as a fax.
Also, there were varying levels of communication. There were times when I thought that everything was where it should be. But the positive information that the rep had given me did not reflect that we were ready to move forward in the process of buying the home. We had to go back and forth quite a bit and it took a couple of months.
The whole thing could be improved upon and 21st could draw in some of the established banks' best practices and streamline their process. There wasn't anything that impressed me and if I could go back, I would take out a personal loan, buy the house and never do a mortgage. It was apparent to us that there was something that that wasn't working efficiently on the bank side and I would not recommend or ever consider them again.

I went through a divorce and my ex-wife’s name was on my loan. I had to get it out of her name and just solely in mine. It was hard to find a mobile home company that finances mobile homes without a property attached to it and Florida only has two companies that do - 21st Mortgage and another company. Going through 21st Mortgage's loan process was a good experience. The lady who helped me helped out a whole lot and answered all my questions. She did a fabulous job. Every time that I had a question, I’d email her. She either responded right then and there or if it was close to quitting time, she would let me know what was going on the next day. She'd let me know what parts I still lack, what information they needed and anything that would help get it all squared away to where they wouldn’t see a loophole. She gave me feedback and if I didn’t understand it, I’d email her again and she’d rephrase it.
The process took about a month. I had to track down stuff and there was so much legwork that I had to physically do, but transitioning through things was smooth. I worried about doing things online. I didn't have to physically be there to talk and sign papers. They printed the papers that I had to sign and they were supposed to FedEx it to my house, but FedEx messed up. The papers didn’t get it to my house sometimes, so 21st Mortgage had to fax all the paperwork. That was only the glitch because it was a time-sensitive thing.
Now, I made my first payment and I’ve gotta let it sit up. I’ve gotta change the payments taken out of one of my accounts into another account. It just takes longer online to get the money withdrawal. But the lady in charge of the account helped me out on that part and everything has been going well. I would highly recommend 21st Mortgage for the promptness and getting in touch with you. Even if you’re not responding to them, they will try to reach out to you.

I needed a loan and I was buying a manufactured home at the time, so the loans were a little harder to get. I also had some problem with my lender on the type of home that I bought. I was in a pinch, so I called 21st Mortgage. The seller had a loan through them and they were able to loan on that property so, I went through the process with 21st. From the very beginning, I told the loan officer that my current home was not gonna close and that there was no way it was gonna be sold prior to the home that I was buying. I told her I would need a bridge loan and she said that was not a problem. However, the communication was terrible.
My real estate agent and I were calling the loan officer and she wouldn’t respond to calls and emails in a timely manner. After a while, she told us she had been sick but is no one covering her stuff? Then, she emailed me the stupid loan checklist but she did not explain what it was that I needed to do. I found the list very confusing and I emailed her but she never responded. I travel across the country and she would tell me that she needed this and that. Yet she didn’t follow up to get documents that I didn’t know if she needed. And a day before I was supposed to close, she told me I was gonna have to pay off my car.
I have pretty good credit and I’ve already bought a home that cost considerably more than the home that I’m buying now. I have a stable job with the federal government and I sent 21st Mortgage proof of my income. Yet 21st Mortgage still wanted 20,000 different documents. Even though I gave them W2s and statements, they still had to have a letter from my employer saying that I work there. It was just nonsense and a pain. Their process was absolutely insane. I could see it if I had bad credit or if I have a sketchy history, but I’ve been an employer for 10 years. Then at the last minute, they said I needed a check. I don’t use checks and she said I had to order one. It was the most frustrating process I’ve ever endured in my life and the loan officer wasn’t any help.
There were also a few times where the loan officer was communicating with the sellers even though they were not the ones getting a loan. I had the property appraised as it was part of the loan, and she told the seller that the appraisal came back even before she called me or my real estate agent. I thought that was really inappropriate because then, the sellers were calling us asking what it was appraised for, and we had to tell them that it was none of their business. Moreover, she kept wanting me to send her sensitive documents although 21st Mortgage doesn’t have a secure upload link. It’s pretty important because now, when my bank account information gets compromised, it’s gonna be a big issue. Thankfully, when I'm at work, I have access to be able to encrypt documents, but I can imagine how many people don’t or how many people don’t know to do that.
I think there are only three companies that do loans on mobile homes and manufactured homes, and 21st Mortgage is one of them. But if I could refinance or go with another company, I absolutely would. I would never go with 21st Mortgage ever again but I don't have much of a choice and that’s terrible. I feel, however, that they know that and so, they just don’t care about customer service.

There were a lot of bad communication between 21st Mortgage, me and the sales department that I bought the mobile home from. It says very clearly in the documents not to fax, text, or mail the driver’s license and social security card. I wrote very potent letter by the third week, went to the library and typed it up because everything I owned was packed already. I faxed it to the mortgage person on a Saturday and got an answer the following Monday complaining about how many times do I have to do the same thing.
By the end of the process, I had snapped my driver's license and social security card on my phone, faxed them and had them certified mailed. Even my sales department faxed them and the receipt. It amounted to about seven times but on the day of the final signatures, they were still saying they didn’t have it. It got so bad the mortgage person gave me her personal cellphone number. However, she wouldn't return my calls and was unavailable for six working days. Nobody else could give us answers, so there were delays.
She couldn’t send the whole package and even on the day that I was supposed to sign the final documents that she faxed, I could not sign some pages because they had wrong start date of my payments which boomeranged to all the other dates as far as my impound account. It was starting my payments a monthly early. I texted her about it but she told me that I had to sign it. I told her I wouldn't sign something that's wrong. She contacted back and said that she had to change the dates because of the delays. She also kept saying, “Well, you can sign it and I’ll put it in writing.” I said, “Until I get something in writing, I’m not signing nothing ‘cause this contract says my payments are starting October 15th, and it was supposed to be November 1st.”
I started negotiations on the last two days of July and it went all the way to September. But, it never stopped. Every few days, there was something else like saying that they didn't get things that they got. My sales department had to send them repeated stuff over and over. Luckily, during the last three days of signing, I was here two hours each day. Even though the mortgage person was very nice and sweet, there was a lot of wrong information. If I hadn’t invested so much money and time and given them notice where I lived, I would have cancelled the whole deal because it was the worst life experience I could ever have. So year from now, I’m gonna find a different company to go with.

It was also easy for me to get a hold of them. They offered a lot and the application and underwriting took 2 weeks to complete. The rep I worked with, Adam, was on top of everything and he was good. He was attentive and fulfilled all my needs.

I wanted to refinance my home and I didn’t have any local bank that would do a mobile home refinance. So, I went with 21st Mortgage. The application process was so simple and I did it online. But refinancing with them was a long and drawn out process. They wanted a lot of old information passed. I handled everything and they kept requesting more and more information. But I got through it then we did the closing here locally. The application and underwriting took close to three months to complete. The guy I dealt with was always forthcoming with information back and forth and I didn’t have any problems. But in the way he handled it, it was necessary to deal with a lot of information. He was good, though, and was very easy to get in touch with. In fact, I called him back and forth a couple of times. And if I'd email, he knew and he’d get back to me that day. I was also very comfortable working with him.

Other lenders have a whole lot of fees and none of it was making any sense. Their estimate to me was handwritten on a piece of paper, so we got out of there and went with 21st Mortgage. I did a mortgage on a mobile home and I had John working with me during the enrolment and application process. It was very well and he was very easy to work with. I was under the impression that taking money out of my 401k, I would get the whole $9,900 and they had to hold back for taxes. They had to hold taxes for federal and they had to hold taxes for the state. They had a fee and I had to keep changing things. But he always rolled with the flow and he made it real easy. I asked for his boss's phone number so I could call and tell him that.
My agent couldn't get some information that she needed but I was very, very pleased with the process. I signed a contract with her on September 8th and I closed on the 24th or 25th. 21st asked for a piece of paper from the tax office at the very end which extended it from the 21st to the 24th. My approval was supposed to be expired on the 22nd. I was freaking out but they were very accommodating and they extended it. Also, John told me I could call in two years and if interest rates have gone down, I could refinance it.

I applied online and pretty much dealt with 21st Mortgage online. The underwriting process took a little longer than it should've. They didn't communicate well as they should've to me at the timing process. The guy that I worked with was Scott. He said it was okay, but instead of signing on the 5th, it happened on the 15th. When Scott could control something, he was very responsive. When he couldn't, he was out of office and no one really worked his stuff while he was gone. I handled all my stuff within days. Every time they needed something, I would get to them that day or the next morning. 21st Mortgage requires the actual documents, and they don't take e-sign. That was a major problem. If I had known about that before, I would've chose somewhere else.

21st Mortgage was more flexible and they would go lower than most of the people on the loan amount. I applied for a regular new home mortgage and there were no problems with the application process. After that, there was a list that came out on all the different things that needed to be taken care of. The paperwork process was more cumbersome than what I would care to do again, but I was really happy with the response and service of the person who was working with me. She was good. The only thing is that there is a three-hour time difference between California and Tennessee, so at times, that became inconvenient. So, it would help if someone would be at their office a little bit longer. It would help a little bit if they have someone who would specialize in the West Coast who is more on the West Coast time.

I wanted to buy a new mobile home and I applied for a mortgage with 21st Mortgage. The process was really quick and easy. They require a lot of information that most mortgage companies require. Ryan processed my paperwork and he was fast. He responded right away to all my concerns. If I sent him an email, he replied to me right away. For example, I sent him information, the one he was looking for, and it would take him not more than 10 minutes to email me. And when he sends me an email, I also reply to him right away because I like to move things fast as well. Then, if anything was pending, he notified me and took care of it right away. He was very nice, professional, and upfront and I was very comfortable working with him. It took three weeks to complete the application and underwriting and it took another half a week for the closing. It was a good experience. Go for it.

To buy a mobile home, I looked into a mortgage and went with 21st Mortgage since there isn't many around here that loan on homes. Obtaining my mortgage with them was great. Also, Karen, the lady whom I spoke with, was wonderful. She was friendly and answered all my questions. I called a lot and it didn't seem to bother her. She always answered when I called. The application and underwriting process was quick but the rates were a bit ridiculous. I wouldn't recommend 21st Mortgage because of the 12% interest. Also, there was one that irritated me where I ended up having to pay more for the mobile home than the appraisal said it was. And because of that, it was considered a new loan. My interest went up a point which I thought was extremely unfair. I wasn't warned about that. Still, other than that, their service was great.

I was trying to find a place where I could get a trailer loan and I got approved at 21st Mortgage. It was easy filling out the application form and it only took me 10 minutes. The reps that we dealt with kept us well-informed too. However, it was almost impossible to get a hold of them by phone. The only way to communicate with them was through email. They, nonetheless, responded within the next day normally. Also, the closing process took a few months. We kept sending stuff but they would come back to us and say that they need more stuff. If I had all the information verifying what was needed beforehand, the lending process would have gone a lot quicker. But, overall, 21st Mortgage is a good company to go through.

I was looking for an equity line of credit and due to the limited options available when dealing with a modular or manufactured home, I ended up with 21st Mortgage. Their application process was very straightforward and it went fine. However, the underwriting was a nightmare. It took about nine months. I’m 60 years old and I have bought and sold plenty of houses but my experience with 21st Mortgage is the worst. They should have figured out what additional documents they needed from me and gave me one follow-up list so that I could get whatever they wanted, instead of me providing one thing and then they would tell me something else is needed so then I would have to go back and get that.
They needed something from the IRS because I’m a self-borrower, and that took forever. I gave them alternative documents with the same information but they wanted a specific thing. After months of wrangling with the IRS, I finally got it, but then 21st Mortgage said that it took too long and I would have to start the application process all over again. Plus, there was absolutely no follow-up from 21st Mortgage. I had to constantly ask for updates from their guy. They were horrible. The only reason why I stuck with them was because I had invested so much time getting that fund.
Also, I did updates to my home then I had it appraised and got a $200,000 value. So right off the bat, I was wanting 50% from 21st Mortgage. However, they said that they don’t consider any home improvements and the loan value will be based on 45% of the original purchase price. This whole thing is a joke right from the start and ended up with $52,000 total loan. Run away from 21st Mortgage.

We had our 30-day window which went about a couple of days after the 30 days of closing cost. Other than that, it was a fast transition.
Normally, I wouldn’t really care to push the matter, but I needed to get out where I was at and Ryan was able to get that process going and contact with the mortgage company as well. I was trying to make sure that we were able to get out in time and we did. They were able to put the closing cost into one lump sum, instead of a typical home loan where we would have to pay up the closing cost upfront so we have more money to spend on your home instead of perking it up all upfront. Ryan did a great job on this and I learned a lot in the whole process.

At first, working with them felt like it was gonna be a runaround. But once the ball got rolling, it actually went really well and it was straightforward. I’m actually pleased with their service. I guess all the paperwork finally fell into place and it went really quickly after that. I went with a 30-year fixed mortgage and it took close to a month and a half. But with the way I was working with my job, there were several times that I was out of pocket so that played a factor. There was quite a bit of my sister and her husband dragging their feet also.
If you go into the process with all the documentation, it's not complicated at all. Plus John told me what things I needed to get and was very helpful. And he did that immediately. He was wonderful. He seemed interested and was knowledgeable too. He's an asset to the company.
21st Mortgage was the mortgage that I had when I initially purchased the house and when I had paid that off years ago, the titles they sent me was in my married name. I had to get some things corrected and get a new title, and that took time. But as far as 21st Mortgage was concerned, they were on top of everything right away. 21st mortgage was the only company we could find to finance our double wide. It was a 10% interest, but we didn't have a choice since nobody else would take it. It was fine for 2 years. We sucked up the fact that only about $60 of our $800 mortgage actually went toward our loan. Whatever, right. I accidentally scheduled my payment to come out twice. I called them when I realized the mistake and they basically told me it wasn't their fault and they needed a form from the bank to fix it. Instead I called the bank and told them about the double payment. They put in a dispute and said it was up to the lender now. I emailed 21st and said make it right or I'm going elsewhere (yeah right. They know we have no choice). So a few days later I have both payments back. I called 21st and they said they only saw one return payment and that I was fine. I figured the bank made a mistake and would fix it.
A week later I get an email saying I was overdue on payment, I had a late fee. I called them and they told me a few days ago the other payment showed returned, so now I was insufficient on funds. What's more, they have a policy where if you are insufficient then you can't pay by phone or online for 3 months. Only way to pay would be MoneyGram, which I don't want to do and feel is ridiculous. I asked them to waive it and the late fee since I attempted to fix it and it's not my fault. They refuse. Still have a late fee. Still have to pay by Western Union or Walmart pay. I'm very angry. I've given them several opportunities to fix it.
I am now searching to refinance because I do not want to do business with people who operate this way. Its dirty practices. I would highly recommend not using this company. They will not help you. They will take your money, trick you, and be as frustrating as possible. Thanks for ruining my day off, giving me a headache, and tacking on an extra $40 to what you already get from me each month. And they know they can get away with it. It’s infuriating.

I needed a mortgage for purchasing a trailer and 21st Mortgage was the only one I found that did loans on trailers at the time. When it comes to paperwork and requesting document, the enrollment was a little more painful than the normal mortgage processes that they normally do. I started in April and I didn't close until July. It was exceedingly lengthy for the straightforwardness of the deal. It wasn't like I was trying to finance a foreign property through a fourth-party. It was a straight up sale of a residence just like any other sale of residence. I already knew what kind of documents they needed as far as two months' worth of pay stubs. I had that to them the next day. I've got it all on file. I was ready. So I submitted everything I needed to them within days, and then waiting for responses from them took weeks.
There were plenty of times when I tried to call them, and I couldn't get a hold of the mortgage lender guy that I was dealing with. I would email them and it would be a few days before I would get a response. They would say, "We're still waiting." So I said, "Okay, well, can I call the people you're waiting on and see if they need any help to do what they need to do?" They would answer, "No, they have their process and we're just waiting for them." A lot of it, the initial part was just gathering documents whereby both agents and myself would provide documents, and then a week later, he would say, "Hey, we need these documents." I said, "Well, why didn't you tell me that five days ago? I would have got it for you. Why are you waiting a week? And I think everything's fine because I'm not hearing from you.” And then a week later, I got, "Well yeah, we haven't moved forward because we needed this."
There was a lot of resubmitting, and because the lock-in period lapsed, I had to resubmit a new pay stub because the previous one was 30 days old already, and it was like after about 30 days, I had to go back and do another bank statement. I didn't really realize it until about a month into it. Then there was ordering the appraisal, and that took two weeks from the time of the request to the time the appraisal happened. I don't know if the appraisal company is associated with them or not. It took two weeks to get the results of the appraisal to the lender. So weeks and weeks and weeks go by and I'm not real happy with the whole process. I'm upset that because it took so long my initial lock-in rate lapsed, and my interest rate ended up going from an initial quote of 6% or 7% up to 10% for some reason.
They had to re-evaluate the whole thing and all of a sudden, interest rate jumps like 3.5%. When I questioned them about that, they said, "Well, you know, that's just what the market is, and we have to finance our own loans through you." That is because they're not a bank. They're a company that does financing, so they take out a loan to get me a loan. It was all kinda quirky. All the loans I've ever gotten before were through financial institutions so I could monitor the interest rates online and everything was up and up.
With these guys, it seemed like almost a "Hey, we offered you this rate, and then because of our delays, your lock-in period lapsed. And now the only rate we can give you is this, which is 4% higher. Take it or leave it." I'm already knee-deep in their process, two months into their process, so I can't change gears. I had to delay the closing date three times because of whatever processing they were trying to do that took so long, and it was really hard to kind of pin down what was taking so long. I don't know if their underwriting department is just really slow or if they're just inefficient. It's never taken me this long to get an approval and a closing date on any other property that I purchased.

However, the process of obtaining the mortgage was very long. The officer whom I dealt with was out of state so we just talked over the phone. He seemed knowledgeable enough. Sometimes, he was right on and then sometimes he was hem and haw. I don’t have a problem with him not knowing the answer, but he should say that he doesn’t know the answer to the question and that he would need to check and get back to me. Instead of him just saying, “Well..." and then go around and around while never really answering the question. That was frustrating.
Also, the officer didn't have a complete list. We got a list of things that we needed to provide. We provided all that, but then after a week or so went by, He called and said, “Oh, we need blah, blah, blah.” It went on like that which was also frustrating. 21st Mortgage should have a completed list of what they need. I inherited this mobile home from my parents when they passed so we had to provide their death certificates, which was not a problem, but it would have been a lot easier if it was on the original list. Why didn’t they ask for some of the things we had to provide at the beginning? Why are they asking for these things when it was almost over?

We were buying a property that was non-traditional and we needed a specialty mortgage. It was a single lot mobile home that was a rental property. We searched on the internet and we only found about four lending providers nationally that did that kind of lending. We called all four and 21st Mortgage Corporation was the most responsive. The process to get our mortgage was okay and it took about a month. There was a lot of paperwork, but my loan officer followed up major cut down. She provided me with emails, listing what I needed. I liked how 21st provided a pretty clear breakdown in a tick box format so we could go through each item one at a time. My loan officer went through it and we got it done. It was a good experience and I would recommend 21st Mortgage Corporation.

I was buying a mobile home which a conventional loan wouldn't cover. I had heard that 21st Mortgage does loans and I ended up going with a conventional loan with them. It's a 20-year loan with a pretty high interest rate, but that was all I could qualify for with my income and what I could afford. Still, getting the mortgage was easy. The application and underwriting took about 40 days which wasn't too bad. Also, the interactions I had with the rep were really good.

We got a conventional loan from 21st Mortgage and from start to finish, it took about two months. The appraisals took three weeks. The timespans on those should be shortened. The process took a little longer than we hoped but it was easy. It was also fantastic working with our loan officer. Karen was always up-to-date. She always answered any questions and kept me up to speed anytime I asked. They did everything they promised and I’d recommend them to a friend. If someone has the same type of land loan that we were looking for, I would tell them to go with 21st Mortgage.

I wanted to buy a house and decided to look into a mortgage and a buddy of mine had used 21st Mortgage Corporation. The process of obtaining the mortgage was easy. The application and underwriting process took a month though but it had something to do with the seller. On the other hand, 21st Mortgage Corporation’s rep was there to answer any time I had a question and I liked how much they helped. Overall, it was an awesome experience for a first time buying a home.

I looked into a mortgage to refinance and I figured going with 21st Mortgage would be easier since I had already financed with them. I refinanced with them and the process was great. I gave them some documents and it took a couple of months altogether to get all those done but the overall experience was pretty easy. Also, my loan officer was really courteous, friendly, and spot-on on his information. Everything was excellent and I would do business with them again.

I was looking to purchase a new mobile home. I was gonna be retiring and I wanted a permanent place to live in. 21st Mortgage was highly recommended by the sales and service department at Palmer's mobile home where I was looking. Palmer's gave me the documentation to fill out and they submitted it for me. It was fast and easy. Any questions I had, 21st Mortgage answered right away. They're very helpful and they're very cordial. Sometimes, if you go to a bank or credit union and you wanted to refinance something, there would be a lot of questions about why do you need to do that. But I didn't get that with 21st Mortgage and they made the whole experience interesting.
However, the application process was a lot of paperwork. Recently, I refinanced a portion of my mortgage with them and it was still a lot of paperwork. A lot of that were duplications of my original mortgage and they could've cut down on some of it. But the representative I worked with was very fast. She was able to answer all my questions and everything went smoothly. I was also impressed with the loan officers' knowledge and willingness to answer. Plus, if I called or emailed, I got answered right away. Everything was approved within four to six weeks and I would recommend friends to 21st Mortgage.

I purchased a home and went to a broker that was brokering a loan to someone in California who was then brokering it to 21st Mortgage. The fees were expensive, so I decided to go directly to 21st Mortgage. The application process was great and I got the mortgage online, so it was easy and very simple. They send approval right away, and they tell you what documents to get in, but they're slow on cutting stuff off. I'll send stuff and they sign some of them off, but they don't sign it all off and I tell them which ones I already sent. There should be better communication on signing off on conditions. I sent the conditions two or three times before they acknowledged they haven't had time to sign up on that problem, so it was there, inundated.
On the other hand, Joe, the rep, was very good, knowledgeable and understanding. He explained everything to me and I was very comfortable with him. He always got back to me with an email and he was constantly within contact. I used to be a loan officer and he was very professional. He was inundated with a lot of files on the thing that took the longest for getting the appraisal back, but that's not his fault because they used a third party company and if they can improve anything, it would be the third party company they used to review the appraisal. I think 21st Mortgage gets a lot of business and they need to hire more people. However, they're a great company. They answered everything and I wish we're clients of them all the time.

We were trying to rebuild our credit and refinance our house to lower our payment and 21st Mortgage was willing to work with our credit. The process of obtaining our mortgage was simple. It only took longer due to our fault. We found out that our previous lender didn't put our house in our name so I had to go through a whole bunch of rigmarole. 21st Mortgage helped us greatly. They walked us through how to fix all of our problems with our other lender. Furthermore, our loan officer was awesome. He talked to me on a daily basis. I still talk to him when I have questions.

We had a new home purchase and 21st Mortgage was the only one that was willing to help us with our situation. It was all pretty easy from the time we started the process to the time we moved. The rep got back with me pretty quickly if he wasn’t out of the office and the communication was pretty good. I liked them okay.

I wanted to buy a home and 21st Mortgage was the only one that would do mobile home mortgages. Considering our case, the way we had to move our home first, get it put onto our land and then proceed with the application, it was complicated. The rep I worked with was very good. I would send him an email and he would get back to me on the same day. The process took five months from when I contacted them to when we closed. It required a lot of paperwork too. Considering how everything was, it worked out well. I liked working with 21st Mortgage and I would tell my friends to try them.

I had purchased a home last year, paid cash for it and ran up my credit cards trying to repair the home. I took out the loan now from the mortgage to pay up the credit cards. The process at 21st Mortgage seemed long. I have purchased a few homes in the past and those seemed to go a lot quicker than this did. Plus every time I did something and got them what they needed, they needed more and more. But Drew was my rep and he was a real nice man. He did what he could for me.

We had our mortgage through 21st Mortgage and now, we're refinancing with them. We did the application for the mortgage online and several other factors made it complicated but it wasn't 21st. The gentleman I was working with could have been a little bit more responsive though. When we first started the process, there were several times that I called and left messages but I didn't ever get a call back from him. I finally ended up calling and talking to a supervisor. That finally got him to call me back.

21st Mortgage worked with me with the pricing. With other companies, you had to have a certain amount before they would work with you. 21st Mortgage just jumped right in and helped me with the amount I needed to borrow. The application process was pretty easy. I had a very good experience with the rep. We communicated through email. He answered all my questions and he was very good. I felt very comfortable working with 21st Mortgage. Everything went really well.

I have been with 21st Mortgage for 8 years now and I am active duty (21 years) stationed abroad. The whole team at 21st knows my story. I am renting my home out in Texas and use a management company. The company pays 21st directly. I received a call from the management company saying there was some needed repairs to the home. So I immediately called 21st and talked to Mark ** and informed him of the situation that my next payment would be short. He stated that he was very familiar with my account and would monitor the situation and would contact me when the payment came in, so I could pay the difference.
I received an email from him on Tuesday at 841 pm my time, so I called Wednesday to pay it. Then Friday I get a message saying my credit score took 27 point hit. In my opinion Mark failed me miserably. If you tell someone you will monitor the situation do what you say. I have worked my ass over the past 20 years to get my credit to where it was yesterday and it takes one person 5 minutes to screw. Thanks 21st and Mark.

21st Mortgage worked with me. The process of getting a mortgage is like everybody else. I applied and then they asked for information, which I had to give to them. The application took about a month. My payments are kinda high. They gave me not enough years. I was thinking in the beginning that I could get 20 years and they lowered it to 11 years and it made my payments go higher. And then with the interest, it’s terrible. If I would’ve had a chance to make my payment smaller and my interest lower, then I would've been super happy. But in this case, I’m not. Overall, my experience was good but it could’ve been a lot better.

My neighbor friend bought a home where I was living in this mobile home park and told me about 21st Mortgage. The process was terrible and I had to fax pages and pages of information and my driver’s license didn’t go through and we had to do it again and again. We bought five houses during our lifetime and this was the hardest one that we had to go through. Our credit was good and we didn’t have any problem getting a mortgage but I was almost ready to give up. The realtor didn’t work very well with us but John, the rep from 21st Mortgage was great and tried to help us. I called customer service and the person who talked to me told me what to do with a concern that I had on my mortgage and about paying a little extra every month. I pay everything online but my neighbor friend told me to get the coupon book to follow up and I did. Other than that, I don’t have any problems.

My ex-wife and I bought three homes, but then we split up. I had to get her name off the lease and the title, so I refinanced it and kept everything the same. It was the first time I've ever refinanced anything by myself my ex-wife took care of everything. The lending process with 21st Mortgage Corporation was not easy at all. It took about three months when it only should've been 30 days. They kept asking me for things. I would send it and it would be wrong. Like this morning, they called wanting for more stuff when it’s already finalized. It’s just annoying doing unending things with them.
And then once it was all over with, I got my first house payment due which I didn’t even get a break from when usually, when you refinance, you’d get 60 to 90 days before your first house payment’s due. They were already looking for a house payment before payment books were out. Also, I always thought that every time I would refinance something, the house payment would go down, but mine didn’t. They stayed about the same which I thought was weird.
On the other hand, the loan officer that I've worked with was good. He did what he was supposed to do really well and I felt that he really helped me. He would apologize everytime he calls when other people would want something else. I snapped a couple of times even if it wasn’t his fault so I apologized to him as well. Overall, I would recommend 21st Mortgage Corporation even though there are a few things they need to work on.
