    My experience with 21st Mortgage wasn’t good in the beginning but it ended well. The paperwork wasn’t coming at one time. It was a piece here, a piece there. And then, there was a total lack of communication between the loan officer and myself. The person I was buying my house from would call him, but we would never get phone calls back. So, I just ended up going to somebody else at 21st. I don’t know if I was communicating with somebody above him or what, but the loan officer started returning phone calls, and he started emailing, and then the ball started rolling. So, for 21st, communication should be a top priority.

    We live in a development park that has mobile homes, and the guy that owns the park, Gary, had a list of mortgage companies for us to look at. 21st Mortgage was the first one that was on the list, and I told my daughter, “Try the first one and let’s see where it goes.” And that was what we did. Gary gave us the name of the company and the phone number, and we called it. It was hectic in the beginning, but within a couple of days, things all worked out and it was fine.

    The application process was very good. The first time homebuyers loan that the guy gave us was 9.5%. He told us what he wanted and we gave him everything that he wanted. He wanted my daughter's license and documentation of the house, and that was it. He was a good loan officer and he kept in contact with her. We spoke quite a few times because I told him this is my baby and I wanted to make sure that everything was going the right way. He was very thorough. She got approved within a week, and then we went back and forth with them. They had to send out an appraisal to go look at the house. By the time it was all done, it was a good 30 days before everything was done. She took possession of the house at the end of November, and her first mortgage payment is coming up this week. My daughter is very satisfied. And as long as she is satisfied, I’m satisfied.

    Well....overall I guess I'd give a 3 out of 5. I felt left out of the loop of what was going on with the loan throughout the process. I felt like I had to call a lot (almost every couple days) to get an update. We had a few issues that came up (since it was a lot of back and forth between me, the processors and then me reporting back to my realtor. Which started to get frustrating because I was starting to become a middle person....which was not fun at all).

    My realtor at one point tried calling in to see if she could help clarify some things to make the process go smoother and they were rude to her and told her they don't talk to realtors and instead of being polite and explaining that to her they simple said "we don't talk to realtors" and then hung up on her. I was highly pissed at that because (as a home buyer) I'm relying on 21st and my realtor to help me throughout the process and if I'm not understanding lingo it helps when two people who know what's going on (21st and my realtor) to be able to communicate so that I'm not relaying wrong info to the other party.

    For the most part most people were nice but once it got down to the final parts....I was not happy with the customer service I received. Being stressed, being the middle person and dealing with no updates UNLESS I called was beyond unacceptable in my eyes. I felt there was a lack of compassion and hence why my frustration and consistent calling started towards the very end of the long process because I could not get answers. Hope things change so others do not feel this way.

    21st Mortgage Corporation finance single wide trailers which I was told would be very hard to find. So, I went with them but getting a loan from them was a long process. It took months. August 15th was the official closing, but it only went into our name a couple weeks ago. There were uncompleted stuff. I don’t know what it was or who was at fault. I’m just happy it was resolved. They told us in the beginning it would take two months. For a regular house, it’s usually a month, so the two months certainly seems like a long time. But then, when it started taking more than two months, I threatened to either pay cash and not get a loan or go somewhere else. But when I put the pressure on the underwriter, he didn’t let me down. He went ahead and closed.

    When you’re in a middle of a move, you’re making all these plans. You got moving trucks reserved, you got help reserved, you got everything going on, and you’re ending your job for a job transfer. So, if you can’t depend on a date and you’re gonna wait another two or three weeks, that’s a major thing to a buyer. I had two loan officers, so I don’t believe that slowed anything down. But I started with one guy and ended up with somebody else. Their customer service team was really good with answering my questions. They kept me informed and they responded quickly.

    21st Mortgage was really horrible. They didn’t give me information that I desperately needed. When I first talked to the mortgage person, who’s very nice, I mentioned that I was closing on my house on such date and that we were planning on closing down here on this other date, and that I'd be traveling down there. They said okay but then there was no closing on that date. It ended up closing six weeks later than when I had mentioned. At no point in time did they tell me that the closing date wasn’t gonna work.

    I ended up living in a hotel in St. George, Utah for two and a half weeks, paying out-of-pocket to have a truck with all my belongings in it sitting in the parking lot. I had to have two hotel rooms. I had three cats and a dog and I was homeless. I kept asking them for an update on a closing date, and they would never give me a date. They just kept saying that after they do something, then they would start moving. But after the thing was done, another thing has to happen and it would take two weeks. And it's like, “Could you have told me any of this before I chose the closing date on the house that I left?” It cost me an absolute fortune. I had to pay an extra month for a pad that had my belongings in it. I had to pay weeks of a hotel for two rooms for four people and all the animals. We had to have a moving truck for weeks longer than we planned on having it. The whole thing was a nightmare.

    And trying to get any information off them was impossible. They wouldn’t tell me the next thing to do. I would have to call and leave a message because they don’t answer the phone, and they wouldn’t call me back. I would call and get somebody then I would ask to be transferred to the person I worked with, but then that person would reprimand me and say that I should have just left a message and he would call me, but he will never do it. It was a horrible experience.

    21st Mortgage was responsive, helpful and straightforward. Their mortgage process was relatively easy. There was a checklist that we followed and whenever we submitted something it was checked off and emailed back to us. However, towards the end, there were a lot of tiny details that we needed, like wet signatures on this compared to digital signatures. We had to scramble at the last minute to get it done. It would be nice if they were a little more specific.

    The application and underwriting process took us 25 days. Adam, the loan officer was very nice. We were impressed with his responsiveness. Whenever we needed to get in touch with him, he was relatively easy to get in contact with, either over the phone or through email and he got back to us within 24 hours. It was nice to have a person dealing with things instead of someone out of the country. I'm relatively happy with how everything went down. Working with 21st Mortgage has impacted my life greatly and helped me buy my first home.

    I was going through a divorce and I needed a place of my own. My ex wife wanted me to rent an apartment while she kept the house but I didn't agree. So, I stumbled upon an alternative and that was a modular home. It's a double-wide type home, which is like a house. It’s on a slab and it’s got a driveway, a two-and-half garage, three bedrooms, two bath, and the whole bit. As far as my research went, there were not many lenders that lend for this type of house with a low rental. So, my realtor gave me a couple of options and I ended up doing an application online with 21st Mortgage.

    The process was long and drawn out. I was also treated like I had bad credit. But I have excellent credit. The problem is, the interest rate is still high because I’m taking it as a high risk loan. It is so small that they have to give you a higher interest rate. But as someone who neither has his stuff together and take the pride in my credit score, I felt like I was still getting punished. And there should be guidelines to that. You could look at the history or look at my credit score before I get a 10 or 11% interest. So, I didn’t like that. But the fact that I’m in a house of my own again and I'm moving on, even though I have a mortgage now, makes it a lot easier.

    Other than that, I liked the hospitality of the rep I dealt with, Jonathan. He was also nice and professional. He was lacking a little communication, but that was because apparently I was doing footwork for everybody. I had a deadline living with the ex, and I was doing all the running around and I was making things happen. It felt like it was all on me. Jonathan helped but things could’ve went a little smoother.

    Still, 21st Mortgage helped me in the process of picking up the pieces and starting a new chapter in my life. My modular home was in remodel condition where I went in and had to paint things. I also made some updates. But to me, it’s a house. If I knew that this type of home was so cheap, I would’ve done this when I was younger instead of buying my first house. But buying a house is a lot easier. You can negotiate, haggle, and so on. With this, you really can’t. If you do, then you gotta go back to the lender and redo all the paperwork. Also, my loan process with 21st Mortgage took a month and a half to complete. It went quickly, but if it was a house it would’ve went quicker because of my credit score and the low interest. But that was me pushing it. I had to and I had no choice because I had a deadline to get out of the house of the ex.

    I had 21st from the beginning and I did a refinance. Everyone I spoke with and emailed back and forth were very helpful, and they're great people. The process is very self-explanatory but sometimes the stuff can get a little confusing. When the lady who helped me first sent me the package, I wasn't really sure what to do so I called her. She sent me out a checklist of everything that I had to have to start the process and then it took about 3 of 4 weeks to get everything done.

    At the end, they sent out the final paperwork to me and I had 24 hours to get everything done and mailed back to them. If not, they had to resend the docket back out to me. I don't know if that is the normal thing that all finance companies do or if it's something that 21st does. I had my ex-wife on the original loan and the reason why I had to refinance was to get her name off of it. If I need to ask her to sign the papers, then that would not be an easy task. So, that's something I would change for sure. Other than that, the whole process is very easy and convenient.

    21st Mortgage was an option at the community where I was looking at a particular home in. But in the process of obtaining the mortgage, there was so much confusion with the sellers that I think they played a part in the lagging and the difficulty with the mortgage company as well. 21st Mortgage would have done a better job if it hadn't been for the community and their incompetence. Other than that, Judy and Janet were wonderful people to deal with. They tried their best and they were very patient with me when I lost my patience with everybody. Whenever there were concerns, I was able to call either of them, and they did well, to the best of their ability answering the questions that I had. And if they couldn't, they were good at finding them out.

    I was very comfortable with my loan officer. She's down to earth and kind. It took me since May to get the whole thing closed and I didn't get it closed until October. She actually came to my house to finish the paperwork because the community had messed it up so bad. She went far out of her way to be as convenient as possible for me because of my work schedule. I'm out first thing in the morning and home late at night. I work 60 hours a week so I'm never home during office hours.

    While the community had made this so incredibly difficult that I had a bad experience, it wasn't because of 21st Mortgage's problem. 21st Mortgage tried their hardest. It's not over yet and I still am waiting to get paperwork back. I don't know who's responsible for sending that to me and I don't even know the details. I only know what I've seen but I don't have anything in my hands where I can go through it and know for certain. So, there's no finalization yet but I'm happy with 21st Mortgage so far.

    21st Mortgage was the first one that I went through because they do mobile homes. Their service was good but obtaining the mortgage took a while. It was because of something on 21st's end and a little bit of the previous owner’s loaner that wouldn’t give us the title. Other than that, the rep who assisted me, Tyler, responded to my emails within a day. It was easier to talk to him though, but he was always pretty busy. And when there were certain things I needed and I was trying to call him, I never got him the first call. Then sometimes, he wouldn’t call me back, he would just email me back.

    I was buying a house and the people that owned the house gave me a paper with 21st Mortgage on it and a couple of other mortgages. I decided to try 21st and everything worked out. They sent us some paperwork and stuff and I filled it out. Chris from 21st was nice and a wonderful person to work with. We had a few issues and a few bumps in the road with the people that was selling me the house. They couldn't get the title straightened out. I applied with 21st on July the 4th and everything finally closed here on the middle of October. It would've went a little quicker if the owners had the proper paperwork.

    Chris bent his back backwards to help me in dealing with the owners of the house. If I had some money, I would send him a reward because it was kind of a tough sell. At one time, I thought he was gonna give up because it took so long, but he hung right in there with me and he worked everything out and everything just went fine. I would recommend them to anyone. The people I worked with were very nice. If Chris wasn't around they had another person to answer my questions. They have the extensions behind their phone number. And if Chris wasn’t at his desk, someone else would answer his phone and let me know that he was maybe out to lunch or gone for the day. But if I called and it was after hours, I would leave a recording and he would contact me that morning. I’m very satisfied. 21st made things easy.

    I was referred to 21st Mortgage by a lender who was unable to help me. The process with 21st Mortgage was a lot of back-and-forth phone calls, trying to figure where I needed to get and how to get it to them, and lots of emails of “Try sending that again.” So, it was a process, for sure. And my Realtor, as well as the title company, ended up also telling me that there was a lot of paperwork they had never seen any other lender need. But I didn’t care what hoops I had to jump through.

    I worked with Joy and she was pretty great. Obviously, I had no idea what I was doing the whole time. So, between her and my Realtor, I got it all figured out. But they were really helpful considering I had no idea what I was doing. Each time I called, they were like, “Okay, here’s the next step.” I’m like, “Okay.” However, no one mentioned that there was gonna be a 72-hour whatever at the end of it all. So, we were expecting it to be done by Friday and I don’t think it was actually getting done until a Monday or Tuesday. But we ended up signing an early occupancy form, so we still got in here Friday. But they were very willing to work and accommodate our crazy circumstances because it’s me and my roommate on the loan, which is really interesting ‘cause we’re not married. We’re just friends. So, I'm sure for someone who had a more normal situation, it would be a much easier transition.

We submitted all the information, however we went back and forth with Joy, our loan officer. It was the guy that we bought the trailer through that dealt with Joy all the time.     I applied for a loan from 21st Mortgage Corporation when I purchased a new home. The loan process took longer than what we expected, but it was all right. They said that we could close by the 20th and we closed on the 27th. There was a lot of miscommunication. We turned in the paperwork and the loan officer said the paperwork needed to be notarized. There were four sheets that they didn't tell us needed to be notarized. So, they had to resend them, we got them notarized and sent them back. It was hard to get an answer from the loan officer and from what I heard, he is a seasoned processor and those were just lucky mistakes. I wish there'd be more communication. Other than that, everything was good and all the information he gave us was good. It was pleasant experience. It just took too long.

    I had a terrible experience from the start. My loan officer was extremely hard to reach and my closing date was continually pushed back. When I was able to reach the loan officer I was treated as if I was inconveniencing her. Once my loan did close the first payment was due 25 days after. It took longer for the loan to close then it did for my first payment. The due date fell 3 days prior to my pay date and I immediately started receiving calls and emails stating I was late when I was still within the grace period.

    I emailed back saying I didn't realize it would be due 25 days from the close date and advised the payment would be made in 2 days still within the grace period. The person I was emailing insisted I take time from my busy life to call as it would be beneficial to me. When I called the agent simply began to argue with me stating there was no grace period and I was late and that is why I needed to call. I asked if I had been charged a late fee or been reported to credit the agent stated no but I was late and there is no grace period. The agent was solely arguing semantics in an attempt to lecture me. I have never lectured by a company quite like that nor have I ever had a company be so difficult to deal with. Nothing about the company was user friendly or even polite on a most basic level. I just made my first payment and already feel harassed. I will definitely be refinancing as soon as possible! If I could give no stars I would.

    I had gone through another mortgage broker and was denied through them. And they had suggested 21st Mortgage as an alternate mortgage company. I got a fixed-rate mortgage from 21st. I applied online then a few days later, they said I was approved. The application process was fairly simple and it took six weeks. They had been giving me a checklist of the materials I needed. At which time, once I provided those, we went on to the next step where they had included an appraisal. When it appraised out at a greater amount other than what they were selling it for, the mortgage was good to go. They required some information from the seller.     We talked to 21st Mortgage Corporation and they were nice. So, we liked dealing with them. The loan was for a first-time buy but it took a while to get everything involved because of the lawyers. It took about two months. We had to go through a property lawyer, someone that was certified in dealing with the property. They had to clear everything including titles and we had to do the downpayment. I'm not blaming the lawyers. 21st Mortgage should have their own lawyers because they had to go outside and get another one that was certified in deeds. If they had their own, everything would be done right there in-house and they could've been right on top of it.

    I worked with whoever was available. We first started dealing with a guy then he went on vacation and there was another guy who took it over for just a couple weeks keeping the process to go on. When we met halfway, we dealt with a lady that came from Russell and brought the paperwork, and we signed everything. They were all good people. We met with them a couple times and it was always a good time and location where we'd meet at.

    I was trying to find an actual lender that does manufactured homes, and 21st Mortgage seemed to be the main one that I kept coming across. The loan originator, Jonathan, was pretty good. He was pretty quick with responses. There were little hang-ups here and there, but everything got resolved pretty good. I was trying to gather all the paperwork and trying to cross all the dots. That took a little bit longer than I expected, but it was the amount of information that 21st required. It took about a week altogether, and kinda stretched out over a month or two. I got ahold of Jonathan pretty quickly, and he called me back after I sent him an email because I needed some confirmation. And it's a lot easier to get full info over the phone rather than trying to do everything through email.

    I was pretty satisfied with my experience. The only thing I was dissatisfied about was I checked for coupon books on my final station but I still haven't gotten those in the mail. They told me they were in the mail, and I haven't gotten them here or in my previous address. So, the check was sent down around the 28th. It was cashed on the 1st, and then my payment was due on the 1st, but I had no info of that at all in any of my paperwork until I got a letter two days ago. The only reason I knew that I was late was because I got an email right away. Otherwise, I would not even known it was late because I had no confirmation.     I did a loan with 21st Mortgage for a mobile home after being referred by the realtor that I'm using. She was really happy to work with them and said that they are one of the best. The original application that I did online was quick. They contacted me in less than 24 hours. Getting all the paperwork together for closing escrow was a bit of a nightmare though. I was surprised because I bought two other regular kind of motor houses, and it didn't take anywhere near as much paperwork. So, my escrow was super late closing. We got bumped back three times, but eventually, it worked out.

    John was great and quick. He got back to me. He took a lot of federal training classes while we were going through this, so he was gone a lot, and it didn't really seem that anybody else in the office, like the underwriters, knew exactly what was going on. So, I usually wait about 24 hours and then he would be back and I can get hold of him to answer any question. There is just a problem in some of the paperwork with escrow as far as when payments are gonna be due. They put it down for every two weeks, but I get I paid the first and the 15th. I would have to call and see if I can change that to where I'm getting bills on the days I get paid, but that's just minor.

    We were trying to move out and the people that owned the house before said that they had 21st Mortgage and they had no issues with them. We tried them. But I didn’t really like their application process. I didn’t like what they called the dry close. There was no official close date that we or the other people were aware of. They just told us that we were ready to move in. But people were still living in the house. Despite that, I was supposed to start paying on the house.

    We were buying the house directly from the owners. They weren’t notified by 21st and 21st didn’t tell me to notify them either. I was not a very big fan of how that went down. I was not very happy and neither were the owners. 21st ended up changing the date because of it. They gave the residents two weeks to get out and we started paying on the house while we were moving in. It seemed like 21st wanted to rush the paperwork and they didn’t tell us anything about it.

    Overall, the experience was rushed and unorganized but at the same time, it was organized. I was just uninformed. When I would ask questions, nobody had answers. They were like, “We gotta wait on this.” The only time I ever talked to anybody from 21st was when I called them. They never once called me. They didn’t call me at all even to tell me that they had information. I had to call the lady to figure anything out. The only communication I had with their loan officer was through emails and it was like a checklist. It wasn’t really information. When we would ask questions, it would be four, sometimes five days, before we could even get an answer. When I’ve tried to call, the lady there was always busy. I got ahold of her once or twice when I first tried to call. She never called me back if I didn’t get ahold of her. I just had to call again the next day.

    This company has the worst customer service ever! I have never been spoken to so rudely and asked such inappropriate questions in my life! I own several houses, this is the only one financed through 21st mortgage and after dealing with the complete and utter unprofessional verbal attacks from these people I finally decided to sell the house so I didn't have to deal with them any longer. When I called to get the payoff amount - they asked me where I was getting the money from! What?!?! I told the young lady my finances were none of her business... She said "actually yes it is" and wouldn't give me the payoff amount until I gave her some explanation of where I was getting the funds to pay off the house.

    Good Lord I cannot get away from this company fast enough!     I bought a manufactured home, and 21st Mortgage finance those kinds of things, so I went with them. The process was easy because it was all online. The application was fast because I never actually talked to anyone. I was hesitant to put all my information online, but that didn't seem like a problem. Within an hour of doing the online thing, I got an email back saying I was approved. I was surprised that they were prompt. After I got the initial approval, I thought I would have to wait. But almost every day, there was an email stating what they did, or what they got, or some aspect had been approved. And it wasn’t email labor-intensive. It was concise and easy. Then at my convenience, I would answer the email with whatever information they needed. It was very easy.

    The underwriting then took about three weeks because 21st did the whole process. I would get an email every couple of days, saying I needed to do this, or I needed to fill that out, or they were waiting for whatever. So, effort-wise, it was really easy. All I had to do was check my email, fill in the questions and get them the paperwork. I’ve had two homes before this many years ago, and this was so easy and fast compared to those loan processes. It used to take three or four months. 21st also sent the things that they needed to the manager of the trailer park. And from closing day, we printed everything out, faxed it in and got in.     21st Mortgage was great and Kellie, our loan officer, was fantastic. We're moving into another home and got our mortgage through them since a lot of bigger banks don't deal with mobile homes. Also, we were kind of downsizing and 21st do deals on those. Obtaining the mortgage was very easy. We did the application and after a few hours, Kellie called. It was a few hours after we put in the application and it went really quickly. The application and underwriting process took one month and a week.

    If it wasn't for Kellie, things would have never gone through when they were supposed to and we wouldn't have closed. The homeowner's realtor was awful and she was just dragging her feet.     When I was trying to purchase a trailer, I had a hard time finding a mortgage company that would lend money for it. I was then recommended to 21st by someone I knew that had gone through them. The company is not around where I am so there was a lot of back and forth through email. We’ve never bought a house so I wasn't really sure what was happening with it, but they were helpful in letting me know what I needed. And I appreciated that it was organized.

    I was buying a house and used 21st for the mortgage since they were the first ones to contact me back. The other companies were mostly delayed. The application process was pretty good. The only concern I had was that they knew that I was still in my bankruptcy when we were looking into the first house we wanted to buy. We went through the whole process but when we were at the end getting ready to close, they all of a sudden told me that they needed a letter from a judge saying that it was okay. It takes a couple of months to get that type of letter. We had to lose our agreement with the house we really wanted because I wasn’t out of bankruptcy yet. We had to pause and wait a couple of months so my bankruptcy would be gone in order to go for another house.

    I hope that 21st would improve on that. If somebody is in bankruptcy, they should let that person know in the beginning that they would need a letter from a judge instead of telling them at the very end of the process. Also, we might have been able to get a better understanding if we were able to talk to the underwriter once in a while. Only being able to talk to their rep Kellie was a little bit of a downfall because of a lot of the times when we were not understanding things or when we were a little angry, we were angry with Kellie. But it wasn’t really Kellie's fault. It was just that she was always the middleman and it was a little bit of a discouragement that we never got to talk to the underwriter. Other than that, I love Kellie and she was wonderful to work with.

The application process was really quick. When I sent an email, Adam was quick to answer me and give me as many details as possible. They were doing a great job. The only thing was when I had been approved, they told me to reapply again. So, it took three months before to take the loan. So, I reapplied again, that’s why the process took too many days. I also have a little concern about the monthly payment. Instead of being a check, why can’t we be doing the paying online? Adam was very responsive, courteous and professional. He gave me my timelines and everything I was supposed to do, and told me my consequences if I didn’t. Things went well, but I wish they used a digital signing capability instead of FedEx. I’m used to buying a house, and in the real estate world, that's what they use.     We worked with Chris **. Chris was below average to work with. He was difficult to reach with the time difference, he did not communicate with us on a regular basis. Closing was a week late. We were very unhappy as Chris did nothing to acknowledge our concerns or urgency during the process. He made everything difficult as he refused to work with the title company and the seller's agent. When I tried to address the communication issue with Chris his response, "Well it is all in the paperwork I sent you." Again making it difficult to move things along.     We were looking to buy a home and the people that lived here at the house we bought referred us to 21st Mortgage. 21st sent me a list of stuff they would need, information like our wages. We went back and forth until they got all the information. Then, we had to pay some stuff, like an appraisal done. The entire thing took a little over 45 days and it worked out all right. It didn't go too far over with the time that we wanted. We got delayed a week and all that because my people were on vacation and there was only one person that would do their jobs while they were gone. We had to wait for them to come back. That was the only thing that was frustrating. Other than that, it turned out alright.

    They explained things pretty well and they kept us up to date with emails to let us know what they needed. We weren’t usually in the dark or anything about those.     Applying for a mortgage with 21st was smooth and easy and it took only a couple of minutes. However, the whole process of getting the lenders and just the finalization part of it took a while. Also, there should be more communication between the lender and the borrower. The lender whom I was dealing with contacted me but then left quite a few messages without returned phone calls and we were trying to play phone tag quite a bit. Also, 21st's rep didn't step hard enough and some of the stuff for the closing took a little longer. Still, at the very end, 21st was able to add the closing cost to the mortgage.

    I spoke to a CSR before I applied. Tyler ** denied me based solely on my credit score. I ask what about never being late on my current mortgage or credit cards and all the reasons you're stating for the denial which aren't even accurate? Didn't matter. Tyler states "that is all just credit jargon. We only look at your credit score and yours didn't meet our criteria". Ok. So what if I put more down and the website says there is NO minimum credit score? Tyler states it still won't matter.

    The manufactured home I was interested in was only $70k. Max 21st will let you put down is 35% or $24,500 in this case. Once my current home sold, I could put $60k down and finance only the remaining $10k after paying off all my current debt so the only thing I'd have is mortgage, lot fee and utilities. Still a hard no from Tyler. Ok, so what score do I need to have for an approval? Tyler said "a substansial increase"! To what? He couldn't give me an exact #. How is it I qualified for a loan for $185k on my current home but 21st won't approve me for a mere $10k?

    I didn’t know where to go for a mobile home and 21st Mortgage was who my realtor recommended. The application process was fairly simple. Most of it was online which was nice. I knew the result within a day or 2. It was like super, super fast turnaround time. After it was approved, they were following up and I told them what the circumstances were. They didn’t contact me again so I contacted them which was fine 'cause at the same time, I didn’t want them to be sending an email every day. Once I got a response to them, they handled it good.

    The only thing that I was kind of aggravated about was we were ready to go but the loan officer or whoever was handling the closer was on vacation. So that delayed it a few days which kinda upset me. I had even called there ‘cause we were looking at time restraints. I had a daughter that was due to deliver any day, so we needed to get moved. They didn’t seem to care about that. They said it would be done Monday but that weekend was important to get moved, and we couldn’t do it because no one was in until Monday. It didn’t get done until Tuesday. In normal circumstances, that probably wouldn’t’ have been a big deal. But because of the issues that I had going on right then, a couple of days was a big deal. People go on vacation and take days off. That’s not an issue. But in that case, when everything’s sitting there just ready to go and there’s nothing else to do, someone else should be able to do it. They should make sure they cover for people that are on vacation.

    I was buying a mobile home and the problem was finding a mortgage company that would loan as little as I needed. I was referred to 21st Mortgage by another company that didn’t lend as little as I needed so I called 21st and asked them what the minimum was. They said it was smaller than what I needed so I applied online and got approved pretty much that day.

    I started collecting all the information that was required but I had to send the same documents multiple times. It was like they wouldn’t register the fact that I had sent something so I had to send it again. So, that process took a while. 21st Mortgage could improve on keeping track of the documentation that was sent so I didn’t have to resend it multiple times. But once that was done, we went to the next step of getting it appraised and then got the paperwork from the seller that was required. They sent us the paperwork that needed to be signed to finalize the transaction. We took it to a notary, got it all signed, sent it in and they funded the transaction.

    All lenders should always disclose and communicate by providing documents to support their terms throughout the loan process and must be agreed by borrower before submitting closing documentation to escrow. Must always communicate with every details. Must always help their clients provide what is requested from lender. Loan officiator must at least introduce themselves verbally or contact clients at least once via phone and make themselves accessible to contact by phone. Lender must disclose upfront origination fee early in the phase of loan process before near closing date or day of. Origination fee is way too high. The origination percentage fee is structured with minimal options by taking advantage of borrowers. Lender did not offer borrower to buy points to lower apr rate.

    Loan originator made borrower feel obligated to go with their recommended home insurance and force lender to over insure their home. Loan originator was not communicative at all and always made me feel as a borrower that I had no choice or other options to help our loan closing cost and monthly rate to be lowered. Closing could have been completed much sooner. Without my aggressive efforts as a borrower, we would have not closed on time. (I was basically doing her job). The worst experience I've ever had and this is not my first experience closing escrow/buying real estate.

    Her credibility of integrity was lost long before the final phase of closing escrow. I felt bamboozled throughout my experience as if I was dealing with a car salesman. This was suppose to be an exciting experience and turned out to be the most stressful paranoia experience ever because of our loan originator's actions or lack of action thereof. I don't know how Joy ** is still employed by 21st Mortgage.

    When we found the manufactured home that we wanted to purchase, 21st Mortgage was one of the choices of the sales group that we were getting the home through. The sales group had sent out a quote for several different lenders, and 21st came back with the best numbers. Plus no one else would work with us as far as buying the land since the home was organic. The process was different than normal since we refinanced the home and wrapped up the new land loan into our home loan, so it was a refi plus the land loan that we were getting. It was a completely different loan than I’m used to, but Adam was on top of things. He was really good about answering me right away even when I was getting frustrated and upset about stuff. The tax guy on their end was really good, too.

    My only complaint is the fact that I went through a brief of 21st's home loan a year ago, and then a year later, I was refinancing my home to wrap the land loan into it. I paid through the nose for all the loan fees, when I literally had done it a year before. I felt like we got majorly gypped with all the fees that we had to pay from the same company. We were giving them a service by going with them again, and we didn’t get any sort of discount.

    The application was very easy and very quick. Everything was online. My mortgage loan officer, Ryan, was extremely quick in follow-up and answered all the questions that I had. He was was very helpful in providing guidance. He was awesome. I liked the way that he communicated and the knowledge that he had. He seemed like he was always available. He called me right back and kept me posted every step of the way. But once it was out of his hands, the back end was very slow and unresponsive. It’s like they are the people behind the curtain, which is, in this day and age, ridiculous.

    I’m in the customer service business as well, and I would be in really big trouble if I did not respond or if I did not communicate. It was very difficult to get any answers. It was difficult to get the appraisal. I get that there are delays and people are busy, but this wasn’t a matter of being busy. The appraiser shared with me that out of the $600 that I pay, they get only $200 to do it. Nobody wanted to do it. Then on the closing end, it was like radio silence. There were a number of documents needed and they weren’t going through me. They were going through my realtor which I did not appreciate. So, there was a period of time where I had no idea what was going on, what’s the status or if it was even going to go through. 21st Mortgage could return an email, call me back and tell me what’s going on.

    My expectations were a little bit too high for the completion process but my positive experience was more than it was negative. I appreciate everything that they did. At the end of day, everything worked out and I’m very happy. I’m glad that I went with 21st Mortgage. I would I do it again with them. They came through for me. It was a difficult piece of property and I understand that as well.

    I needed to get out of an in-law's house and one of the real estate agents found us. 21st Mortgage got me a loan when it didn't seem like anybody else was interested. Ryan, the rep, was very courteous and the interaction was excellent. He was very straightforward and everything was clear. Every time I sent him an email, I have three questions. He would then send me an email back within an hour that had three answers in it.

    The application process was difficult to work with though, and it was complicated. They kept delaying getting somebody down there to get an estimate on property value because we didn't know the exact dimensions of the home. I couldn't look them up and as soon as I sent an email saying what I thought the dimensions were, they said that they would send a tape measure with the lady who’s going to appraise it.     I wanted to buy a house and 21st Mortgage provided service in the trailer park where I live in. The process was pretty easy because I already live in the house I was buying. When I talked to the trailer park manager, he gave me the number. Jonathan, the gentleman I talked to was the only person I talked to for the whole thing and he was amazing. He did everything. He was on top of it every day so it was a really good experience. The application and underwriting process took forever, but it wasn't because of the mortgage company. It was because of the seller.     I found a home in an area that I really liked and had a friend who lived up there. I got a traditional loan from 21st Mortgage Corporation. They provide mortgages on manufactured homes and the application process was easy. It was 45 days from the time we applied until we closed. The lending officer was good but a little bit better communication would have been good. I know everybody's busy but it seemed like it took a while for somebody to get back to me throughout the process. Some days were good and some days weren't.

    We also switched lending officers for some reason. It seemed like Adam was in the background the whole time but then I had another individual start emailing and contacting up myself and the Realtor. Still, they did a great job.     I found a mobile home and a friend of mine referred me to 21st Mortgage. I went with the 23-year loan and the application process was really good. I stayed up one night and filled out the application. It was easy application but prior to that, you're able to see if you went with 6% down. You could do some rough drafts of what a payment could cost you and it came pretty close. A couple days after I completed the application, they pre-approved me, and it was quick. They were ready in 20 days. 21st did what they needed to do, and they did it very fast. But it was my Realtor who was not on top of things. I closed altogether in 30 days.

    My loan officer was Adam and he was very on top of things. He got back to me right away and he provided the information that I needed to complete whatever it was I was completing. I was comfortable working with him. If I ever got a loan again or referred anybody, I'd refer them to Adam. He made himself available and I was happy with him.     In our situation, 21st Mortgage Corporation was very good to deal with. At first, we contacted another broker and he referred us to 21st Mortgage. We only had 10% down and not many companies will finance with a 10% down for manufactured homes. Even though the interest was higher, we knew that going in. Plus, we don't need the loan for long. We only need it for a year until we sell some other property. And there was no pre-payment, so it was okay.

    We filled out the application online, then a loan officer sent us the list of stuff they needed. We sent it back to him piecemeal via email and he sent it to the underwriters. Sometimes they’d say that that was it and sometimes they’d say that they needed something else. All in all, from the time we looked at the place and made an offer, it took three weeks, which surprised us. Also, the officer I worked with was amazing and very professional. He started every email with, “Hello, Mrs. **,” and “Hope things are well today.” He also answered emails immediately and if I left him a voicemail because I wanted to talk to him, he’d call me back immediately.

    The only little area of concern I had was that I didn’t know what the fees were. It’s not like when you buy a house and you get a HUD-1. The information was piecemeal and I had to dig to find it. For people in different situations, they would probably like to see that all spelled out in some document somewhere before they get to the very end. Also, they don’t wire funds, which was a little weird. Everything has to be paper checks mailed back and forth. Wiring the funds would’ve cut down on the time when the seller got her funds. We also had a rebate from the seller for repairs, which had to be disbursed, paper-wise. Otherwise, considering that it’s a high-risk loan, it went pretty smoothly.

It's like we're the one who's doing our own requirement and every time that I send one, I receive a response right away, which is good. It's just that there are times like delays because of weekend that make us thinking if we get the mortgage or not because we ran out of time.     I was in the process of trying to buy a home for the first time. I called 21st Mortgage and I talked to Adam. I had a pretty good experience with him as far as applying for the loan. He sent me the paperwork and I filled everything out and sent it back to him. The application process went pretty well. The communication I had with Adam went real well, too. If there was any question, he answered them. He was very prompt to return my messages and my calls. He had very good line of communication with myself and the Realtor. He was very professional handling it.

    Adam did all he could to get me approved. At one point, there was a spot where I didn't think I was gonna get approved, and he went back to the underwriters and talked to them. It had to do with my debt-to-income ratio, and they resolved it. I paid a little bit higher down payment than I wanted to, but I’m living in the house right now. I would recommend him to anybody else.

    The process worked pretty good and I got a really good rate. I’m not really familiar with the process that goes on, but you gotta qualify, have to have the down payment and get the appraisal. A lot of it had to do with the institution that was buying the house. Between them, myself, and 21st Mortgage, it took a little bit of time. From start to finish, by the time we closed on the loan, it took about a month. But 21st Mortgage did very well. If I had to do it all over again, I’d go through 21st Mortgage again. I’ve actually talked to a couple people that are looking into buying a home and I gave them the information on 21st Mortgage. It was a very satisfying experience with them.

    Do not use this company. We have been dealing with this company for the past month and it has been nothing but a battle uphill. The agent can not be contacted and when the phone is answered and you are put on hold they pick the phone up and hang up. Communication is a non existing. We are at the end point and honestly we are just thinking of with drawing out application and go to another company. With our credit it would be no problem. Do yourselves all a favor. Any company that rather just write an email is a red flag... If the agent is too busy to take your call then you are too busy to let them process your loan!!! Do not tell me to call your office. Your employees don't answer them.

    It had been about 18 years since I built my first house, and then I sold it. And then, I needed another house and I haven't had enough cash to pay for it. So, I needed a loan. We got a 23-year mortgage from 21st Mortgage and the application process was easy. I got a number for 2-10 and I talked to a guy named John. And I filled out a two-page deal and got pre-approved. Then, once we got the preapproval and then we made the deal on the house, we went through the actual approval. The application and underwriting process took a few days. And it didn't take really long. Part of it was on us because we had to write a few explanation letters because my wife's income had dropped, but the reason was because her doctor had retired, and they were in the process of getting another filled in. So, they needed her a little less until they got the doctor filled in. And we just explained the few anomalies we had.

    Our loan officer was really helpful. And most of the time, if I didn't get straight through to him, he called me back within 10 or 15 minutes. I needed to call in a payment over the phone because I didn't wanna do the automated thing, and that went quickly and smoothly. So, I was impressed with that because you don't get that a lot of times. My experience with 21st Mortgage was good. They didn't do anything to make me not want to recommend them.

    We went to a community, and someone gave us a lot of banks. Someone also told us that 21st Mortgage was the biggest and the best one, so we went online to do the application. Everything was online. Ryan was our loan officer and he was incredible. He was always giving us the right information, complete information, sometimes more than you even think about it, so it was really good. And all the questions were answered in five minutes. Everything was really nice and easy, and it took like some hours to preapprove it. And from there, we filled out the paperwork, and everything went smoothly.

    The only thing is because we are foreigners, at the beginning, it wasn't easy to put the Brazilian addresses because it doesn't allow us to use foreigner’s zip code and everything else. So, I had to call to understand how to do it. And so, if they were trying to make more loans for foreigners, it’s a good idea to improve the initial form to allow us to put foreign information. Other than that, it took 20 minutes to get through the underwriting and application. And the loan process from beginning to end took three weeks. But we had to bring some paperwork from Brazil. That’s why it take so long. I believe it usually takes less than that.

    We looked to move. So, I was looking into mortgages that could handle mobile homes. I called 21st Mortgage and the gentleman that took care of us was really a nice guy. The process was right up the internet and they asked me to fill out some more paperwork online, and I did that, and then a representative called me. We were preapproved and we got up, visited on a couple of homes, and kept in contact. We thought we had one, and the rep had all the figures, and then they accepted a full-price offer. So, it went back and forth. And he kept in contact with me and said, “Look, you guys take your time. And when you’re ready, everything’s been preapproved.” We sent him everything that he asked for, and it was done in a timely manner. I was impressed with his attitude about everything. He was courteous, helpful, and a good guy.

    Compared to people that got their loan through a different company, I thought that 21st moved at a good pace. And I thought everything seemed to go well. If we had any questions on the closing, they sent everything to a woman who handled it through the title company. So, she had all the information from 21st Mortgage.     21st Mortgage is their own big, fabulous company and they can do what they want with mortgages. They also don’t have all the federal guidelines necessarily to follow and they could do the loan I wanted. I went down the usual process to obtain my mortgage such as providing all the income and outflow paperwork. It was kind of an unusual loan because of buying out half of something I already owned half of. We went over the initial deadline by about 3 weeks and the application and underwriting process took 11 weeks, which is long.

    I was assigned somebody who is a liaison between me and the underwriters. When I had certain questions, they might not have been conveyed to the underwriter. It’s kinda hard when you do it through a third person. John, the rep I had a direct contact with, was great and he was also prompt. I would hear within 15 to 30 minutes from him unless he was out of the office, because we have a two-hour time zone difference. It’s just that somebody can only hope for much information I had and needs to defer to an expert sometimes, such as an underwriter, to get answers back. I felt very comfortable working with 21st and it was what I needed it to be.

    21st Mortgage is one of the only companies that do mortgages for mobile homes. And the people around my area, the interest rates were outrageous, and going with 21st seemed like the smartest route for me and my family. This was my third house I bought and the mortgage process with 21st was easy. It was probably easier than the other two. The gentleman that we had worked before was super helpful. He walked us through the whole process and helped any way he could, got us some more information, and it was a done deal.

    The application and underwriting process took a minimal amount of time. It took a week and a half from the time we decided to do it. So, we were approved and then after that it was kind of a weird situation because we weren’t waiting on financing, we were waiting on the people on the other end. They were selling a house and buying a house at the same time, and we were buying the one they were selling. So, we waited on them for quite some time.

    21st did their job. The interest rate’s a little bit high, but they got me right through what we needed. Their rep was really upfront, didn’t beat around the bush, and wasn’t trying to sell us anything or just getting the deal. There’s a two-hour time difference from where he’s at and where we’re at, and so, when he would get off work and we need information, we call him and he was very prompt about getting back to us. And sometimes, he even got back to us that night. Even though he wasn’t at work, he was checking his emails. That was good. I’ve actually referred somebody already, and they’ve gotten ahold of the guy that we worked with.

    I was recently stuck in a hard money loan situation where a guy that was managing the several properties that I was trying to get set up and develop just put half the money in his pocket and disappeared to Hawaii or something.     My ex-wife needed some help buying a little place. She had good credit, she just didn’t have any income right now. She had a couple of knee surgeries so she isn't working. I told her I'd help her out and decided to get a mortgage since it was cheaper to buy a place than for her to pay rent. The mortgage is in my name and I have declared it. I bought a place for her and either she or I will be making the payments since we get along fine. There are only a couple of mortgage companies that did mobile homes and 21st Mortgage was one of them and decided to get a mortgage from them.

    However, I was upset with 21st Mortgage's application process. It was very much $65,000 after the down payment and there was always something else they needed that I didn't think was very important. They wanted so much information. Wanting all this source of down payment and having to give them all my bank statements and verification, it was very intrusive. I gave them my income tax returns, but they wanted me to sign where they could verify that it was my tax returns. The stuff they needed was a bit much for the amount of money.

    There are people every day who goes down to a car dealer and buys a $60,000 car in an hour. It's the same thing with a mortgage, and a mortgage is a secured loan even. The funds are there and my credit is excellent. They don’t need to know where I got the funds. It's not their business how I earned it, what have I sold to get it or what trade I made. Nevertheless, the rep, who I worked with at 21st Mortgage, was very nice, and I understood that the reps have their policies of what they gotta do.

    I bought a new home and everything went well with my experience with 21st Mortgage. However, there was a lack of communication with Joe, the rep, in explaining what was going on. I would get things the same day and then not hear back for a week or two. And that was quite a frustrating situation for me. I wasn't being updated. He could've simply called or emailed back.

    I was a 1099 employee and they were having a hard time clarifying what was needed and what the issue was. So I've called a couple of times and left voicemails directly. And throughout the whole process, I have never spoken with him. That was just odd to me.     We were buying a place and the seller recommended 21st Mortgage to us. They said that 21st Mortgage would be willing to give a loan based off a trailer that is older than 15 years old. The application process wasn't bad and I liked how they automated some things in terms of signatures and all that fun stuff. However, I wasn't happy because we almost didn’t set on the date we were supposed to because of a deed paperwork that was done wrong on both the place we were buying from and on the person who was working at 21st Mortgage.

    It was a month out when we selected the date and neither party looked at the fact that it was on a Saturday and that the paperwork wouldn't be done on time. We worked with a single 21st Mortgage rep and it took a lot of communication and a lot of time on our end to get things resolved. We were prepared and we turned in the things that we needed to do in more than enough time to do it. Also, the rep's job was to help us through the process but as soon as there was any type of confrontation, she backs out and doesn't want to talk. The first time I had the conversation with her, I raised my voice and she shut down. She was then wanting to go through email instead of me calling her.

    We ended up getting special permission from the sellers to move in on a Saturday, even though they weren’t getting their check until Monday.     When I was purchasing a mobile home from a poor lady, I called a local agent here. He recommended 21st Mortgage Corporation very highly. He even mentioned Ken’s name.     21st Mortgage was recommended as one of only two lenders in my areas that would do the type of mortgage that I was looking for so I went with their program called chattel. I went through an easy process. Initially, I did everything online and then it was followed up with a loan officer. Her name was Kellie and I was constantly in contact with her. She was nonstop sending me updates on what was going on and what was needed. She was very responsive and was always available. If I had any questions, I would ask and she would get the answers for me right away. When I applied originally, I didn’t have that the 20% down, so she tried to brainstorm with me on what else I could do.     I am 2 months behind on my mortgage payment and I tried to make a payment today and then set up another one in two weeks to catch up. I'm 64 years old and disabled. I have never in my life been treated so badly. The rep was so rude to me! They didn't even offer any help in my situation. I asked for a supervisor and they said that they didn't have any.     21st Mortgage Corporation was able to do the loan that we needed for a mobile home on leased land. So, we went with them over other lenders. Their application process was pretty good. However, they said it was gonna be one amount of money but then, as soon as we got that amount, it seemed like they said there was gonna be another amount on top of that. In the end, it worked out but once they told us one amount, we would've liked to stay with that and it would have been better if it was told upfront.

    Other than that, we worked with Tyler and he was nice. We really liked working with him and he helped us through it as much as he could. He was really good and he helped us understand what we needed to do. And he got back to us pretty quickly most times. But one day, I talked to him then I messaged him an hour later, and his phone said that he was out of the office for four days. But I was just talking to him an hour before that so I found that weird. There were two occasions where he did that and I thought that was a little strange. But besides that, he usually let me know after I said something to him. I also would recommend 21st Mortgage to other people.

    Getting a mortgage with 21st Mortgage was our only choice. We couldn’t get anybody else to refinance with a mobile home in our area. The process of obtaining the mortgage took a lot longer than it should have, but there was nothing that I could do about it. The lending process started sometime in November and it didn’t finish until the end of January. Nikki, the loan officer, was available most of the time when I needed to talk to her and I didn’t have any problem with her. I understood that she had a lot to do and I didn’t get upset. When I could finally get ahold of her, she proceeded with what I needed to know and there weren’t any delays. The delays were not in the 21st Mortgage area. It was when the appraiser didn’t get his notice of where we were for 10 days after it was asked for.

    The rate of the mortgage that I received was higher than it should be. But it's lower than it was so I'm doing better. Another thing was that I had already prepaid my taxes for the property, but then I had to pay for that again. Also, I had already prepaid my insurance for my mobile, manufactured home until August, but then I had to pay again for that too. So, I'm trying to figure out how come I had to pay so much on doubled duties and the only refund that I saw coming back my way was one payment that I made after the process was almost ready to be finished. Despite all that, if you've got the time and you don’t have any other choices, go for 21st Mortgage.

    We needed to move from the house we were in because the landlord decided to sell the place so we looked into buying a new home. Another mortgage company recommended 21st Mortgage to us. The guy who recommended them told us that when he had trouble getting approval for mortgages from his usual lenders, he would refer them to 21st because their people were really good about taking harder to find loans and they work with people a lot more. So, we called and talked to Matt. He helped us a lot and walked us through everything. Matt made it as simple as possible even though the application was long and annoying. He helped us with any information we may need and I can’t say enough about him.

    He went to bat for us and really kept us encouraged and kept working on it. Also, whenever he had to get some information, he would call us and ask for it. And as soon as he got it, he’d call us and tell us that he received it so we can cross the things we have to do off the list. He made it a very pleasant experience in spite of the fact that it was a lot of work. Then, after all was said and done, I was extremely pleased to find out we were gonna get a lower monthly mortgage payment than what we were initially told.

    The people who were selling the place asked us to rebid because they had other people who were bidding so we bid a little higher. And then, when Matt had the appraisal company come in, they appraised it at what we’d originally bid on the house and so, it dropped back down to that. I was pleasantly surprised that we ended up paying almost $100 less a month for the mortgage. It went back down to 165,000 instead of 175,000. The initial appraisal was that we would pay 1,375 a month for mortgage and it came out as 1,263, which made it easier on us.

    I signed my loan documents in October. Our loan account manager went on vacation for two weeks and no one else was prepared or willing to provide assistance, so our process was two weeks longer than it should have been. We were told that because of our credit scores, both over 800, and the amount we put down, 20%, we would get a favorable interest rate, approximately 6 percent.

    When the documents came in the interest rate was 9%. Sounds like bait and switch, but due to the place we bought going into foreclosure, which we made them aware of, we had to take the 9%. We applied for a homestead exemption in our county, a significant reduction in our tax bill, we were told the home was still in the original owners name, it had not been transferred. I have been made aware how others are responsible, but I feel 21st should have elevated this issue high enough to provide good customer service to their clients.

    Instead we will pay a lot more taxes, along with the much higher interest rate. Each time I asked questions about delays it was always someone else's fault. My patience and trust was returned with, at times a surly response and no help. I would never recommend 21st to anyone, the customer service we have received has been abysmal, less than poor! This was not our first home purchase, but regarding the loan process, the worst. I would highly recommend that anyone considering 21st run, don't walk, to another lender if you can.

    I wasn’t pleased with the process of 21st Mortgage. I’ve had mortgages before, and I didn’t have to go through all the aggravation of what I had to supply. And then I had to supply it a couple of times and write letters. I moved down to South Carolina from Massachusetts. While I was down in South Carolina, I was at a campground and renting in a space in it. 21st made me write a letter telling them that once I left the campground, I wouldn’t be responsible for paying the rent anymore. I thought that was fooling to hold up a loan process for that. But it did do the amount of days they said it was going to.

    I’ve dealt with regular mortgages in Quicken Loans and it has been a lot faster in what they require. They required everything at once, and we sent it to them, and it was done. 21st required something and I sent it to them. Next thing I knew, they wanted a letter saying how was I getting paid for my business in Massachusetts, which I own and how was I getting paid for that down in South Carolina. All I did was write a letter saying I could work out of state, and then they took it. So it was just like I was aggravated with the little foolish things that came up that they made me do after the fact of sending all the paperwork in.

    The overall process was within 45 days. I passed it on January 15th. I was also told I didn’t need to get an attorney. But I wasn’t told that till the very end. I already hired the attorney to do it, so I let them continue it. But then there was something to do with getting the title. I still don’t have a copy of the that, which I need in order to do something here in South Carolina and get a sticker on the trailer. I’m assuming that once I pay it off, I’ll get the actual title. They were supposed to send me a copy, but I don’t have it yet.

    21st Mortgage should have a list of exactly what you need. I had applied for it, and they knew the circumstances, so they knew I was in this campground. I think that if they needed that letter for whatever reason, it was just like paying rent. So once you move out of the place, you don’t pay it anymore. But if they needed that letter, they should’ve asked for it in the very beginning when they gave me the list of what I needed to do. And then they kept not approving the amount and going down lower and lower. At first, they told me that I was approved for 80,000 with 10,000 down. And then the next thing I knew, they were saying I was only approved for a certain amount with a certain amount down. And finally, I heard that they had adjusted.

    Then I was within a dollar. I can get approved for it, but I've got a dollar to spare. So I told them that I’d pay $1,000 more down, so we’d have $999 to spare. I have a business myself, and I don’t care for all that little foolish stuff. It’s like, "Tell me what you need in the beginning." That’s what I need. And I write insurance, so I know underwriters and everything else are a pain in the neck. But they need to have time to look at it. She’s renting here, she’s doing this. We need a letter here, we need a letter there. We need this, this, and this. I want them to put it on the list, and let me get it out all at once instead of coming back two weeks later and saying they need a letter from me.

    They knew the money was in my sister’s name, so they knew it was gonna be sent back to me as a gift. Circumstances were my husband passed away, and I put the money on to my sister’s name. She was giving me a gift, and they knew that from the very beginning. But when I gave them the gift form, that wasn’t right. They needed the gift form they have, but they never sent me that. There are so many things like that.

    My sister was in Massachusetts, so I had to keep sending stuff there. Plus, getting to the priority, mail or email it back to me, and get it over to her. And it had to be her signature, so I had to mail this stuff to her. I don’t have patience. I think that should be streamlined a little better. But Justin, the loan officer I had, was excellent. When I called him or sent him the email, he was right there and he called me a lot. He was a good guy.

    I checked out 21st Mortgage's ratings with the Better Business Bureau and several places online, and they were rated very highly. We got a 17-year fixed rate loan and the process was very easy. It took several months before we closed, but that was because there were issues with the seller. We had to hold up the process because there were repairs that we were demanding to be made on the house before we bought it. So, it was a long time, but it wasn’t due to 21st Mortgage.

    There were a couple of things that weren’t clear during the process like I didn’t know there wasn’t an actual sit-down closing on the loan until it was done. I kept asking for a closing date, and then there really wasn’t one. But my loan officer was great. Her name is Kayla and she’s very knowledgeable. She was prompt in taking care of anything that needed to be done. She communicated with me very freely. She just didn’t always know what the questions were in my head like the closing date. I was very comfortable working with her. She would call me periodically, and we emailed a lot. I highly recommend 21st Mortgage. I had a wonderful experience and they were easy to work with.

They also got right back to me and I really liked the way that they handled things. As opposed to other mortgage companies, 21st Mortgage is really thinking about you and that was great. But the house was in an area where there aren't a lot of people. It's three-miles off the road, so getting people to go in there and inspect it thoroughly was an issue. We wanted the process done thoroughly, plus we had the holidays, so that kind of held things up a little bit. Other than that, our loan officer was Kellie and she was awesome.     Our credit manager did not allow us to have a good experience with 21st Mtg. One day, we were issued an approval notice and the next day a denial notice was issued. Between the period of 2 weeks, we were sent 4 approval notices and 4 denial notices. It was hard keeping up with whether it was "approved" or "denied". When we called to ask about the "going back and forth" of approval and denial, she explained that the "approval" notices were "Pre-approval". Nowhere on the "Approval" notice does it state Pre-approval. It clearly states "Approval Notice" and clearly says "You have been approved".

    Then 5 hours later the same day, another denial notice was received. Very, Very poor service. You clearly do not send someone an "Approval" notice until all bottom lines are calculated and you are positively sure that it is APPROVED. She tried to state that it was contingent upon receiving documents. Nowhere in the approval notice does it state "contingent upon". Very, very dissatisfied and would not recommend at all.

    I got a loan with 21st Mortgage Corporation for a modular home or a standalone home in a park. There was a lot of lenders that would do it if I had my own land, but they wouldn't do it in a park. I couldn't find another provider to do the type of loan I needed. 21st Mortgage's application process was straightforward and easy and my loan closed on time. We had thought that we might be able to close a bit early, but the government shutdown caused a big issue about having access to my tax records.

    21st Mortgage didn't count my child support income and it was all arrearages. My ex-husband didn't pay when he was a young man, so now, it is being taken out of his social security stub and they wouldn't count that income as income for me. They said it was like I was collecting a bad debt, but it was being taken through a government agency in California. It is an automatic payment and it showed that it was going to continue for several years, so it was frustrating that they wouldn't count that as income.

    My interactions with the loan officer were all online or over the phone and she was personable and understanding about my frustration with a couple of issues that we had. As far as customer service, she did fine. It was the underwriting issues that she was having to go between me and the underwriter, so it wasn't anything that she had control of that I had a problem with. She addressed my concerns, but it didn't resolve in the way I wanted it to be. I would recommend 21st Mortgage, nevertheless.

    Applying for the 21st Mortgage Corporation loan took several tries going back and forth before we got all the information together. We made the application in December and we closed two weeks ago. They didn’t ask us, though, about when the time of our payment would be due and they set it up at the 1st of the month but being on Social Security, there are times that the funds don’t get there until the 3rd day of the month and if the funds are not there, then we would be penalized and it’s not right. So we are gonna have to work on getting the payment to come out on the 4th or the 5th. But other than that, the people that helped us during the process were very good. Keep up the good work. I would definitely recommend 21st.

    We recently purchased a modular home and there wasn’t a lot of companies who loan money on them. When we got the basic mortgage on the modular home from 21st Mortgage, there were a lot of paperwork getting it and because of electronic transferring, some paperwork didn’t come through. The application and underwriting process took almost a month. There were some things added and there were some things that they didn’t accept. There should be order and a list of things given right upfront of everything you need because it seemed like we were told we needed this and then next week and the week after that, we needed that. So, it was a little confusing.

    The rep did everything he could do and he was great. We had no problems at all with him. He contacted both my wife and I. Every time we called or emailed, he got back to us right away on what we needed. We had phone numbers to reach and email. I’m not blaming anything that happened on the guy that we worked with. He was doing his job and everything went relatively smooth. We were referred by another customer in the park where we live now and I would be fine with recommending 21st Mortgage Corporation for somebody else to get a loan through this.
