I had a called from 21st Mortgage about my account that wasn't even 15 days past due. The payment was due on the 1st; but my situation had gotten back to normal due to being off work for two months. The financial counselor name Zach ** stated he couldn't work no more on my account due to my situation last month. Now, I paid July payment on the 31st because I was on short term disability with my job. I stated to him that I am the process of returning back to work. My pay check may not be as much this time on the 17th of August; but it will be enough on the 31st of August. He wasn't hearing anything about my situation. He didn't want to see any documents nor listen to what I have to say about why I couldn't give him a payment on August 17th.
Also, I have a insurance claim check that needed endorse by their company for the repairs due to lightning. Since my account wasn't current to 21st Mortgage standards, I couldn't receive my check to pay the contractor for the repairs. So, I called 21st Mortgage back to tell them to apply the payment of the insurance claim check to my delinquency account that is 7 days past due. I never experience anything like this before with any company. I think customer service at 21st Mortgage needs some more training in all departments. You should never go backward and forward with a customer with a tone that is not suitable for the workplace area. This company is always switching financial counselor all the time.

I had a good experience with 21st Mortgage. I looked into getting a mortgage for I had debt and I was gonna save some more money every month. Also, I was a first-time home buyer and their application process went well. The loan officer was quick in responding. However, I didn’t give everything on the same day that the process took me two months.

I was being forced to find a new place to live and I decided that I would buy something instead of renting again. 21st Mortgage was the mortgage company that my realtor provided to me. They were great. The application process took a little over two weeks and it went really smoothly. My loan officer was very informative and helpful.

All in all, the application process took about three months. 21st Mortgage Corporation did well for me and other people should go through them.

My wife and I were downsizing from a larger home to something a little bit more affordable for this area. Ames is a college town, so the property values and taxes were getting ridiculous. A lot of the other lenders didn’t want to mortgage a mobile home or a manufactured home, but 21st Mortgage had the flexibility and the ability to work with that particular type of home and this was what primarily drew us to them.
However, the process of obtaining our mortgage was a little lengthy and there were a lot of steps. Some of the steps were very exhaustive, like getting the deposit slips for the down payment. There was a lot of paperwork involved and a lot of documentation needed to be acquired and transmitted. As long as we’ve signed off that we’ve provided the required documentation and they've signed off that we've given it to them, the process went ahead. But some of the paperwork was not necessary. We were trying to get everything finished within a month and we didn’t end up making that goal. The support was good, though, and the loan officer was fine. I called on a few occasions and she was very prompt in responding to my email. So far, it has been workings well with 21st Mortgage and I would recommend them.

I was tired of looking for apartments and I was looking for a place to settle down. But the mortgage companies had a minimum that wasn't realistic for the houses that we were looking at. On the other hand, 21st Mortgage was simple to work with and their application process wasn’t over-complicated. So, I went with them for the ease of access. Scott, the rep that worked with us, was fantastic and he was a joy to work with.
The application and underwriting process took only four hours to complete, but I ran into a complication and it wasn’t at all due to what 21st Mortgage had done and it wasn’t anything that I could ever fault them with. There was a third party involved and some title issues that we ran into. I applied for the loan in early February, but we didn’t close on the house until late May or early June. If everything had gone the way it should have and if there weren’t any outside factors that we ran into, the lending process would have gone a lot smoother.

The housing market here in Colorado is astronomical. I went through MH Specialty for a modular house and they went with 21st Mortgage Corporation. My credit score was low enough to go with 21st Mortgage and if it would have been higher, I would have been paying more money. It would have been $67,000 instead of $63,000. The application process took a couple of weeks and everything went smoothly. I'm still early in my process with them, but so far, it's been good. I'd tell others to check them out as I haven't had any problems.

The lending process took a couple of weeks and everything went well. On the other hand, it took a little longer for my girlfriend's daughter and other people are still in the same process right now. My experience with 21st Mortgage has been great and I've been happy with them.

We moved from one state to another so we decided to get a mortgage. We looked at 21st Mortgage on the internet and went with their house loan to buy a new home. I filled out the paperwork and sent it in. I did it all online. It didn’t take long to fill everything out but it took time for all the paperwork to be approved. But the lending process could be a little smoother if there was a lot less interest. My loan officer was Jonathan. He was too good at his job and he got back to us the same day or the next day if we had a question. All in all, everything went fine with 21st Mortgage.

I was a first time mobile home owner and I dealt with 21st Mortgage through my realtor or broker. Their mortgage process was very thorough. There was a lot of paperwork and some papers were not exactly perfect so we had to go back and change things. The process took about a month and a half. My mortgage officer was Ryan and he was wonderful. He was really helpful and he also thanked and congratulated me which was good. I call the people at 21st Mortgage when I need help but sometimes, they are pretty busy and I have to call back and leave a message but we got things done. Ryan had a lot on his hands but he took the time for each person and it was like wow.
Right now, I’m taken off the track because I got a phone call and then a text giving me a warning that I’m already in past due, but I haven’t even started yet and I didn’t appreciate that. I asked him if I could skip the payment for July because I just moved in and I had to pay the space fee upfront first before. He said I could do it for August and I'll be fine. My experience with 21st Mortgage was great and I recommend them to anyone but they could have more offices -- I think they only work out of Tennessee.

They were easy to work with, very prompt in responding to any questions, kept in good communication with me during the whole process and did a great job overall. The application and underwriting process took a couple of months because I work for the Postal Service and they wanted a written verification of employment which took some time. We live in a house that we leased to buy agreement with the owners and finance a loan. They told us at any time if we wanted to get the house under our name, we could find a lender. Also they told us that the mortgage was with 21st Mortgage Corporation, not knowing that the said mortgage had been sold to another bank in 2014. So, we started the process with 21st Mortgage looking at almost like a loan origination. We would take over the payments and then come to find out, it wasn’t, so we went ahead to file and to get it in our name because it was a really good deal. The price of the house that was left over, they were willing to let it go for the payoff and it took a while.
The first application I did was back in January and I got a flat denial through a letter in the mail. Nobody ever called me and said why or what I needed to do to change it. When my mother-in-law decided she would give some of the money to put down on the home, I called to find out how much we would have to have and they said 38% of what was owed. I had asked the exact amount and they said it was roughly about $11,000. I felt that they didn’t want to really help me at first, but once I took my husband off the application, I was approved and they said they could help me.
The entire process took a month and a half and I was unable to talk to the loan officer. I tried to call him several times and would leave messages, but he would never return it. The only way he would ever correspond with me was via email, even down to, "You're approved. It's done. It's finalized. The house is yours," was by an email. He could have returned my phone calls or explain that it is best that I could get to him by email. There were also times when I would ask multiple questions in an email and he would respond back, but only answer one, but I didn’t fully understand it because this was my first time.
I had referred friends through traditional mortgages and they were told what's happening by either their real estate agent or the loan originator. They're like the title company and there were staff and ETA on closing dates. I never knew when that was and it was all finalized on 6/8. However, the paperwork says 5/21 so it is confusing. Maybe it's because that the loan is not a traditional loan or traditional mortgage. Even on my credit card, it shows up as "other loan." It looks like I took out a personal loan at the bank and it doesn’t show up as a mortgage, but it's in my name and that's all that matters.
In addition, when I called into the main customer service line, I got rerouted probably 7 to 10 times before I finally found out that they don’t do a loans origination fee and how to apply. I sat a good two hours on the phone before I got somebody to tell me how to apply or to send me an application. One person would say, "You need to go here." But then I'd get that person and I'd explain the situation again, they're like, "You need to go here. And nope, you need a refinance." The, I was told I didn't need a refinance because it was not in my name and it was a purchase. So, it was hard telling my story multiple times and then getting the runaround from different people.
Maybe certain people didn’t understand or I didn’t explain myself well, but it would be helpful if the people who answered the phone would have a little more knowledge on who to go to. When I applied, the same thing happened that I went through four people before I got the person that was handling it. There was Adam's assistant that helps gather things or does the application that he gets on to the loan originators and that's difficult.
Other than that, I would recommend 21st Mortgage because of their rate. Also, transacting with them through email makes it easy. You don’t have to go to a bank, sign papers and you don’t have to go to a meeting. With our technology and stuff, I can do everything from work because a lot of times, people don’t have the time or they have to take time off of work to get that stuff done. So, it was nice that I could do that. In addition, Adam was always really nice in his emails and never was short with me. Lastly, I'm saving about $300 a month. So, having my loan with 21st Mortgage makes a difference.

Buying a home was a first time thing for us, and we were nervous at first but it was a good experience working with 21st Mortgage. We turned to them since a family member had used them and also because other people didn’t wanna mess with us. Getting the mortgage was a long process but it was smooth and it wasn’t as bad as I thought it was gonna be. I had to do my signing and with my fiancee doing a lot of it, which wasn’t bad for her, the process took about a month and we’re here now. Still, not having to put so much down would’ve been cool.

We were purchasing a modular home in a 55+ community. We had to get a mortgage because our son is buying our house. We went with 21st Mortgage Corporation and their application process was very easy. Joy, the contact person, was very kind, understanding and answered our questions. We were sending everything to her and to the underwriter's email address as we were instructed, but things weren’t getting uploaded right, so she finally said to simply send it all to her and she would offload it. She took care of all those issues and we were really happy with her. We also had had an issue and we were holding the mortgage on our house that it took a little longer that way until we got all the paperwork and everything done. After that, the application and underwriting process took about four weeks.
The toughest part was in closing because we weren’t quite sure how we were supposed to handle that since it was so different from a regular bank mortgage. That was confusing on our end even being part of the industry of who was gonna handle that and how our seller was going to get her money. Normally, you sign all the papers, everybody gets their check and it's over. 21st Mortgage told us what the process had to be and we simply had to adapt. I felt bad for the seller because she was in her 80's handling everything by herself and it was very confusing for her. She didn’t want to sign everything over and then have to wait three or four days to get her money. If you're buying a brand new one, it's a whole different process because they're used to waiting for their money to get there and they're installing your place by that time. So, for an individual person selling an established home, it was a little bit tough.
Other than that, I was really pleased with 21st Mortgage. We changed our insurance after we had closed, we called their number and we got really nice people. They helped us walk right through it and it was a very easy process. So, all the contact even afterwards has been good. If we ever sell a mobile home and somebody needs a mortgage on, we'll recommend 21st Mortgage.

We found a second property that we wanted to purchase, which was a manufactured home, and 21st Mortgage was able to finance that. We were almost at closing with our first company but then they decided it was too risky on a manufactured home. So we specifically went with somebody who deals with manufactured housing lending. We applied with 21st Mortgage online on a Friday afternoon and got the email approval in a couple of hours. The process was smooth and I did not even have to do an appraisal because the tax value of the of the land that the house was on was so high. 21st could use the NADA value of the house. We dealt with Tyler and he was amazing and very knowledgeable. Lauren, who was on the home loan department was amazing as well.
The people at 21st were very upfront and sent us a detailed list of everything we needed to do and as we checked it off, we sent it in and they would send an update almost every day with what else still needed to be done. We’ve set up the bi-weekly payments and it has been very good. I am very happy with them and would have other people contact them immediately.

They told me everything that they were gonna be needing and I was able to send everything quickly to them, though I had to keep resending some information a couple of times. But it went a lot smoother than I expected and it wasn’t as bad as I was expecting. We knew everything within a month. Also, their rep was really good. We were shopping for a mobile home and 21st Mortgage was suggested to us since they lend for mobile homes. I went online and filled out an application form which started the ball rolling. It was pretty straightforward and the application didn’t take too long. However, the underwriting process was arduous and it took a couple of months from beginning to end. We got hung up on the interpretation of coverage for insurance and even though we satisfied the benchmark, the time was at the end so we got to quit the scramble for another insurance company at the last minute at a much higher rate.
They put together a package and they included their own insurance company that they would recommend for the loan. The cost was $3000 every year and when I asked why it was so high, I was told that it was because of the age of the mobile home. It felt like somebody was getting paid off under the table here for the addition. I had people of similar aged mobile home like mine in San Diego County and the insurance was worth $400-$700. I talked to my dealer and they get raised from $400-$700 for the complete coverage and it seemed normal. That was way over the norm, something was very wrong about that and I’m glad I caught it.
They said they needed give you the minimum coverage. They give you the dollar amount and I got that through AAA in the form of insurance. Even though the insurance agent said I was covered, he didn’t accept that because they have a 20% allowance above and beyond that would have covered everything for complete replacement. They wanted a higher amount. We found another insurance company for mobile homes that would cover the entire amount and we were happy about that. It was the complete coverage for $700 secure. Other than that, I was satisfied. Everything went on schedule and according to plan. They were very thoughtful and and they produced all the documentation. Sometimes, they kept asking for paperwork that we already sent and I’m sure they were getting those documents but I just re-fax and re-fax.
I wouldn’t recommend 21st Mortgage to other people if they could find another vendor. I know the people at 21st Mortgage were busy. I phoned a lot and I approached the lending agent. I talked to her directly or Gmail and they seemed like they were overworked. Then she’d be on vacation and so I would be transferred to another department when I called them. It got a little disappointing toward the end as we approach our closing date. They got nervous and we wanna make sure that it happens by the closing date. We finally did it but it was down to the wire. It was harder and pretty long.

I had a bid on a cabin on a property here in Idaho. We ended up winning the bid and then come to find out this cabin did not have an actual foundation. It’s a mobile home that they built around and over, so it appears like any other regular stick-built cabin. I worked with a guy that used to be in a mortgage business and he says that there was this company he knew of that did loans on properties that did not have foundations, in other words, mobile homes or what-have-you on land so I contacted them and did an application. The application process with 21st Mortgage was pretty easy and contacting them was pretty easy as well. They were doing everything they thought that they could and phone calls were answered when I called.
My biggest problem was it took so long to close. The appraiser here in Idaho did not know how to appraise this since it was a mobile. Finally, 21st Mortgage just told her to appraise it as if it had a foundation because they need to get a number. It ended up being appraised for $95,000 and the loan I was trying to get was for around $60,000. But we were able to close the deal successfully. 21st's insurance seems to be really good, too. I got insurance through them and I figured it would be a higher insurance. Typically, if you go and buy a vehicle through a dealership, it’s usually astronomical. I normally insure all my stuff with Farm Bureau of Idaho and I had them review the policy that 21st was offering and they couldn’t beat it. They said, “You stick with that because they’re the only ones willing to do a full replacement cost on that kind of a property.”
I’ve recommended 21st Mortgage to numerous people. One of my neighbors up there where the cabin is has a stick-built cabin without a foundation and it’s just some blocks. Several people have looked at the property but nobody’s been able to get a financing. I told them about my situation where I was able to do it with 21st and he is notifying those prospects about it. Hopefully, they’ll be able to sell their place here shortly.

Sometimes the loan officer was fast to get a hold of but sometimes he wasn’t. When I made my first payment, I asked him if he would send me a coupon book, but he said that they had ran out of it and if he would ever get one, then he would send me one, but I never received anything. Also, they were supposed to send me a payment bill, but I still haven't received it. Other than that, the loan officer did the best he could.

I was looking for a mobile home in Lothian, Maryland and I went to one of the mobile home parks. There was a sign for 21st Mortgage and John's name was on it. He was the one I dealt with. He was very professional, honest and absolutely wonderful. If he said I needed something, that was what I needed. He was clear, concise and got back to me when he was supposed to. Customer service was great too.
The process went really well. However, I had a terrible real estate agent. The listing agent was even worse. She never got back to anybody. Nobody found out of the appraisal. The appraisal was the only thing that held everything up. But 21st Mortage was great. When the appraisal didn't come through, I just had to get the phone number of the appraiser, set it up and they had it sent out. Everything else went fine. Once we got the appraisal back, it went right down the line. Compared to some of the other places in the world, 21st Mortgage was wonderful.

I was trying to buy my first mobile home and the girl whom I was buying the trailer from recommended 21st Mortgage. Enrollment was quick and easy. I filled out the application and their reps walked me through step-by-step. They would email me or if I had any questions, I would call. The loan officer that I got was very knowledgeable. The only thing that was a little stressful was that I knew he was out of the office quite a few times. Because of that, I had to figure who else to talk to get my questions answered.
My problem was more of the issues I had with the seller than the loan officer. The only thing I had an issue with from 21st was when they sent me the seller's closing paperwork instead of mine. If they're mailing the paperwork, they should make sure that they're putting the right packet in the right envelope. Still, it was a good experience and I would recommend 21st Mortgage.

21st Mortgage is good and efficient and we got a conventional loan program for a manufactured home. I've had great interactions with their reps. They were knowledgeable and responded to my email immediately. They updated me on things that I needed and the person that I was dealing with was patient and very nice. However, it took three months for the application and underwriting process to complete. It was a month longer than I expected as compared to other loans that we've had on the regular homes. We waited for a long time. It was only the loan originator that was taking care of my loan. It's either he was overworked or maybe he himself wasn’t informed and wasn’t able to respond to my needs.
It would have helped to have someone who would not only send an email on the status of the loan but a coordinator who would inform the buyer what needs to be done, what needs to be turned in and if I had missed turning in some documentation. That would have made the process quicker and I'd feel comfortable since I know my loan is not left in the back burner because it might take a few more days before I get a response. I didn’t know what was next and I would always be the one going to them asking for status. I would receive notification on what documents that I needed to turn in, but it took a week or two before I would hear from anybody. Other than that, the people at 21st Mortgage were very professional and made me feel like they cared about the loan and that they were working hard on the loan. The loan officer was good at what he does and I talked to him twice. He explained the process to me and I quickly got all the paperwork I needed to be done. We communicated via email but I didn’t know what I needed to give him. The lending process took a month, which was a bit longer, and it could have been improved if they got back to me. It would have been better to get contact and talk to somebody instead of emailing because I don’t look at my email that much. Communication would have been faster and better if it was done personally or through the phone.

We were first-time home buyers and 2-10 was the only option we had. The application process was standard which needed only basic information along with documentation and it took us two weeks to get everything they needed. We made it clear through our realtor that we wanted to put a down payment of 30,000 and he submitted the paperwork for it. However, right when we were going to sign the escrow, we saw that the loan for the down payment came out as 20,000 so that delayed us an extra day. The rep, Chris, was speedy with the paperwork. I had to give them $300 for the inspection and he called me to get that communicated so, communication was good on that end. He was always available and we didn’t have a hard time reaching him when we needed to.

21st Mortgage's application process was slow and annoying. It took a month, which was way longer than I hoped, but it worked. But communication and telling me everything upfront would have been nice and that would definitely have helped because I was supposed to pay $3,000 and ended up paying almost $4,500. Initially, I was told that all of the charges for the lady that I was working with, who was looking for the house, would be rolled into the entire mortgage and I just had to pay the whole thing. But they didn’t list it in the paperwork and when I went to sign the paperwork, the lady said the money that needed to be done wasn't there. But there was a time limit on signing the papers, so I had to pay for it right then. Apart from that, however, the loan officer was good and he explained 85% of the lending process, and this worked out for most of the way.

Also, they needed information about the home we were wanting to purchase as far as where it was located, how big it was, and if it was on a dirt road. The application process was lengthy, but it was good and totally doable. From start to finish, the application and underwriting process took about a month and a half. And we were super pleased with everything that happened.
It was great with the loan officer, as well. He was always pretty prompt getting back to us and he was very nice and pleasant. He explained things very thoroughly either with an email or talking to us on the phone. He completely let us know what the process was gonna be next, what we were looking at, and the timeframe. And he was always within that timeframe with anything. There were times he told us something was gonna take a little bit longer than it really did. So, we weren’t disappointed. Also, we had contact like when we had questions. I always felt like I could get a hold of somebody and they would answer the questions that we had pretty quickly. Even right at the end, I had questions and I really didn’t think anybody would get back to me but they did. I emailed early in the morning and within an hour, I had a response. So, I was thrilled.
We have a daughter who has some major health issues and it was necessary that we sell the home we were in and purchase the one that we’re at for financial reasons. They assigned me to Chris and he was very nice and respectful. We went through the entire process, and then he went on vacation. He told me everything would still be taken care of. But it wasn’t. Another nice gentleman kept in contact with me. By the time Chris got back, I was already supposed to close on my house. And then, when the company mailed my paperwork, they mailed it back to themselves. We were on a time crunch, and they overnighted my packets to sign back to themselves. So then they took another three days because it was over the weekend.
It was a stressful situation. Once Chris went on vacation, the ball got dropped and the paperwork didn’t go through and nothing kept continuing like it should have with his coworkers. And then, the coupon book came yesterday but nobody has reached out to me about it. I had to ask Chris, “Who do I talk to?”, first of all. And second, they got a 30 or 45 days grace period for the payment but because mine was so screwed up and he emailed me and told me something about having to do it on the 19th of June, when we were scheduled to close. But I didn’t get to move in until the 25th or 26th, and my mortgage is due on July 15th, so it’s due in two weeks. I went on and I already paid it, so I didn’t get that grace period that everybody gets when they buy a house and I’ve been really upset. I'd tell anyone thinking of going with 21st to not do it and to find someone else. I’m waiting to refinance somewhere else too because it’s such a high interest rate as well.

So after two years, I called them up but they told me that I was given the wrong information and that I still owed too much on the mobile home.
So after four years, I called again to get the rate down and they said that they could do it and that it should have been done two years ago. But then they only dropped my rate by a point so I felt like I was deceived. Even the application process wasn’t as smooth as I wanted. It may have been because of my employment situation though. We had a rough time in Montana. The hurricane hit in August and we had to walk away from our place, and we needed to buy a new house. We applied for a home loan with 21st Mortgage and they accepted us. The application process went smoothly for us and there were no big hiccups. It was all done over the phone and the paperwork was done speedily. We worked everything through the guy at the mobile home place and he worked on a lot of stuff for us. We got the house in November. By working with 21st Mortgage, we got a new house and a fresh start, and I've got nothing but good things to say about them.

We bought a modular home and a lot of the banks and financing companies would not finance it. Solitaire Homes recommended 21st Mortgage and we got a regular mortgage from them. We had to provide a few documentation, but most of it was taken care of by Solitaire Homes and the 21st Mortgage officer. The process was relatively easy. However, I had a tax lien that had been paid off and it wasn’t showing up. We had to take care of that and they wanted to see proof of that. But other than that, they handled everything fine and did an outstanding job. I would recommend and tell others to give them a call.

We just moved in this week, but we’ve been making the payments for six months. Solitaire, the people that we purchased the trailer from, is in Albuquerque in New Mexico and the contractor was very slow. They picked a certain person and he would only come by to work once a week, so we have been without a house. We had to stay in an RV and then we would go and stay with my mother-in-law. It was hard to stay there with her, but we stayed for eight months and so. I finally called Solitaire and called the corporate.
I had a good experience with 21st Mortgage. The application process was really fast and it took about two to three weeks, including the underwriting process. Everything was worked out good with them. It was very good. It was really fast. They sent a booklet in and we started making the payments. I spoke with a rep named Adam and we talked to him about the explanation about the payment. They even gave us The month of January that we didn’t have to pay. The staff was nice and the people from the insurance department were good. I was impressed by the processing and the application that was reviewed. Everything was really quick and it was good.

I looked into a mortgage since I moved back to Texas from Washington State and bought me some land and a home. The people that I bought the Solitaire Home from did their financing with 21st Mortgage and they gave me the best rate. The Solitaire Homes did most of the mortgaging, but I have 32 years of a mortgage, so it was basically the thing I’m used to. I did the application on the house, I got the right price and got the right interest rate, did all the paperwork, they submitted it all and then took care of everything for me.
The people at 21st Mortgage were extremely nice. They kept in touch with me and let me know how the process was going. It didn’t take a couple of weeks and I was ready to go. The lending process went very smooth. I like that I can call in my payments every month, that they did my insurance. Also, they’ve done well on escrow. Any time I’ve had a question doing the funding issue, I just call them and they got right back with me. Overall, 21st Mortgage is a very nice company. I would tell other people to try and get financed with 21st Mortgage if they could.

I bought a piece of property and my first home. The mobile home place I went to is partnered with 21st Mortgage, so they got me hooked up. I've been going through 21st Mortgage since September and everything's been cool so far. Everybody I've talked to is friendly. Sometimes I forget to pay the day I'm supposed to pay because I get so busy, and they'll call me and remind me. That helps out and they've never given me a hard time about it. The reps also gave me time for everything. The application and underwriting process took about three weeks, and I got pre-approved lots of times during the process. It could have been a month before I finally got approved, but I had to do a couple of things too, like pay off a couple of credit card bills.
The only thing I didn’t like about my experience was that I was supposed to get in my home a lot sooner, and they started charging me my mortgage a little early because I got my home. Then they wanted my mortgage payment 15 days later and I thought I was gonna have a month. Other than that, everything's been awesome. I understand that sometimes they gotta go by the delivery date of the home, which is from the date you get set up to the time of the contract you're supposed to do it. I've already recommended 21st Mortgage.

21st Mortgage is very amazing. Sometimes I miss the payment as far as trying to do it online so I get stressed, but they were always there to help out. They are outstanding as far as being flexible and generous. The customer service always listens to people’s concerns and see how is it that they could find a solution to every issue. The loan officer kept saying that whenever I’m ready, they could take the available payment, which was just a check. I told him that I was ready and that I had to watch for the routing number. They said that they were gonna send me a letter saying that I would make the payment on this day and this amount, which is where our due date is on this day with this amount. They also told me how much was our remaining balance and gave me the confirmation number to keep it as a record. The contract is everything positive. So, I tell others about 21st Mortgage and if they they have something different then I'd tell them to switch.

We even wrote everything down so we thought we got solid answers. But as it got towards the end, we found out that we were misled on some of their answers. The rep got upset with us and it was very intimidating. However, we were in such a situation that we had to continue on and follow through with what had to be done. It was very emotionally upsetting that we were misled and it didn't help us out in the long run but it was finished. We were done and that was the way it is. I decided to go back into the homeownership market and 21st Mortgage was one of the few companies that work with manufactured homes in the state of Florida. The application process was very streamlined which I appreciated. They just needed basic information from me, from the sellers and about the home. They also pulled a background and credit check. Time was of the essence in the situation and if I had questions, they were quick to get back to me with answers. It was relatively a very simple process, which was nice. It was done in a matter of two and a half weeks. It's a bit different from buying a manufactured home and buying a brick and mortar, which were all my prior experiences.
Also, I'm very happy with the way the lending process went. My loan officer was Karen and I was impressed with her responsiveness. When she was out of the office, she put an out-of-the-office message. She was very professional and I had a great experience with her. It was very comfortable working with the team at 21st Mortgage. Working with them in closing my loan was very smooth. They made the appointment with the sellers to walk through the home. 21st Mortgage took the pictures and shared all the information with me. We bought a modular home for our trainer in our cattle/horse farm and 21st Mortgage Corporation was the one that the modular home people were working with. At first, the mobile home company told me I only needed 15% but with all the dealings I had done, I knew that I needed 25% so then I had to write them two checks. With 21st, we had good intentions of making it an automatic payment but we never got it set up. Between my wife and I, we weren’t making the deadline and I kept getting called and I told their rep that I would get it out. He was very aggressive and I finally asked if he treated everybody that way. That was when I decided that I would just pay it off. I wanted the interest but the conversation that we had was a little too much for me.
I'm sure 21st is a good company and I was satisfied with the arrangement. But there was the one manager that happened to come on the phone after I talked to whoever was taking care of the account and that was not a good conversation. He told me, “You've never made a payment on time yet. Why do you think I'm gonna buy the fact that you're gonna pay this loan off.” That was a little too hard-charging for me. There were not too many people that finance manufactured homes. 21st Mortgage has a great system where if someone’s credit rating is questionable, they give them a chance. They had different tiers of qualifications. And in doing my research, talking to people who were involved in the manufactured home industry, 21st carried a well-known reputation. They asked me for a lot of documentation for my loan and a lot for verification, too. But most mortgage companies do that no matter what the circumstance. My rep was very professional and he didn't deviate, not even for one thing. If a name was misspelled or a letter was wrong in that name, he redid the document. There were times that it was very difficult to get a hold of him because he was always on calls, but he always called me back.
But I don't like their collection process. They were a little bit too rigid in the way that they dealt with their customers. I had an unfortunate circumstance when I got my mortgage. On my second payment, I couldn’t use my checking account anymore because I had a fraud alert on it, but the notice came back as NSS to them when they attempted to take the funds. I tried to explain to them over the phone I had a fraud alert and they told me that because it came back NSS and they didn’t know any different, they had to take me off of automatic draft and for me to pay them then. I couldn’t use the phone system either. I had to send the money by Walmart which cost an additional $13.
I tried to explain to them and they told me to give them a letter from the bank saying it wasn’t my fault. And I did that even though I thought it was ridiculous because I was the customer and I was telling them what happened. I sent them a copy of the letter and they still didn’t restore me. I ended up paying the next four months through Walmart and paying the additional $13.
Finally, they looked at it and they said I could start paying by phone so I didn’t have to have the fee. But they were not going to send me up on an automatic draft until I was current for six months. In other words, every payment for six months was on a dated due and they didn’t even have grace periods that day. When I call and talk to them about making the payment, they tell me to hold on and they get a supervisor on the line to hear what I have to say. I don’t think they realized how time-consuming all of that was. And with my busy schedule, all I wanted to do was make my payment. If I was no longer qualified for automatic pay, they should have let me do the payment over the phone off of my debit card or off of my other checking account, but they didn’t do any of that.
I live in a manufactured home now and the next home that I'm gonna end up purchasing would probably be my mom’s home and she lives in a very upscale community that are manufactured homes. I was gonna go through 21st Century for that transaction as well. I feel like they are the right ones for the job. They may be way too rigid, but that may very well be because of the type of clientele that they have. A lot of people who live in manufactured homes may have questionable past or questionable finances. And that sounds a little stereotypical, but unfortunately, I think it's true.

Last fall, I looked into a mortgage because I had to move and I found a mobile home that I wanted to buy. Originally, I went to a bank but they were not interested in loaning for a mobile home. And when I talked to the place where I wanted to buy the mobile home which was an existing home in a trailer park, the park manager there gave me the name of 21st Mortgage because he had dealt with them before and he said they're mobile home lenders.
I went to 21st Mortgage's website and I just had to put in the mobile home, how many bedrooms and what the active price was and how much I made and assets. One of their people called me. His name was Adam and he took over from there and helped me fill out the paperwork. Adam responded quickly to my emails within a few hours. I had a problem after I already had the trailer. They took out one of my payments at the wrong time and he responded right away and got me in touch with the people to help me fix that. He was on the ball and he didn't seem to drag it out.
They mailed me some stuff and they did an inspection of the mobile home. They had a guy come and inspect everything about it, like the furnace and water heater, that it was in good shape and in a good roof. They gave it a rating and once all that got approved and I got my downpayment together, they approved it. The application and underwriting process took about a month. They sent all the paperwork to me. They didn't pay for it, but they chose the inspector and he called me. They gave me the name of the guy and then I called him myself and we set up the time and he did it. The mobile home park manager paid him and then I paid the manager. Then, 21st helped with all the paperwork and taking out the direct deposit and covering insurance for the trailer.
21st Mortgage could have been more clear when they said I could take the money out twice a month and that would save me a lot of interest. I was under the impression I could choose the dates that they took the payments. It's just every two weeks regardless of the dates and it messed me up a little bit. But that may have been the trailer manager's fault more than Adam's. Other than that, it was a positive experience. I don't have great credit and I couldn't get a loan anywhere else. 21st treated me well.

It wasn’t easy and they had to make sure that we qualify and everybody got their ducks in a row. The application to the underwriting process took about a month.
There was one guy during the lending process that I didn't really like. He was our loan officer and he was really rude and he wouldn't return our emails or our phone calls. I was living at a rental home and the landlord was abusive for 10 years. The place wouldn't provide habitability, I couldn't sleep in the bedroom where I had mold, and I had no heat at all for 10 years. I couldn't take it anymore because I'm 76 years old now, so I sued them and that gave me enough money for a down payment. Also, I put in extra money after living for 10 years on my social security and didn't use any credit. So, I decided to look into getting a mortgage. I was trying to buy a mobile home in a park on leased land and that's what 21st Mortgage do so I went with them.
Initially, I went on the internet and asked which lenders would provide a mortgage on a mobile home on leased land in a senior park. There were two that came up and 21st Mortgage was one of them. When I called, they ran my credit and told me that they couldn't do it because I didn't have any credit. I told them that I thought that would be better than bad credit because no credit meant I didn't owe any money to anybody. They wanted a payment record and I asked if I could give 10 years of paying my rent early every month. But they said that wouldn't work.
I also told them that I had to wait until I got the settlement for the lawsuit I filed before I could give them the down payment. It took longer than expected but one day when I was talking to Jonathan, the rep at 21st Mortgage who did my loan, he told me that if I could come up with 35% down instead of the usual 10% then they could do it. So that's what I did and I ended up getting a personal loan from them. Once I got the money in my hand, it only took a month and a half to complete the whole process.
Jonathan did everything he could possibly do to help me. He was very polite and very patient. He realized my age and that I'm very hard of hearing, so it was difficult to have the conversations we needed to have. I provided all the information, made copies of everything, and sent them to him. We did a lot of it by internet and he was willing to repeat things five times if I couldn't hear him. He was really a good person to do business with.
Other than that, I still think that a 10 year history of paying my rent early and I could prove it, should have been good enough to qualify me for the loan. However, no lenders work that way and they want to see a credit history. I don't agree with that and I think it's a stupid way to do business but I understand it. I also thought 35% down was a lot but when you do a personal loan for a mobile home, they're always a lot higher. So, I'm paying almost 12% interest and now, I have a mortgage and site rental. I have to pay for the land that I’m renting but that is better than living when there are abusive landlords. I would recommend 21st Mortgage.

That was the first home I bought and getting the mortgage was a bit of a mess. They had me provide proof of income, where the money came from, the payment down, my driver's license, my Social Security card, and a couple of years of W2. The application and underwriting process took five weeks. John from 21st was contacting me and then an underwriter was also sending me stuff. It was confusing.
When I could get John on the phone, I felt very comfortable. He was very good at explaining things to me and I was confused often so he did that often. It would have helped a lot if he had an assistant or an intermediate person who could be reached. There could be an operator that could answer simple questions then expedite the call for deeper questions that were specific to me.
Every time they needed something, they wouldn’t say that what we had was not going to work. I would get a checklist and I would have to call the person at 21st because he was not the one who sent the checklist and then ask what's going on. On top of that, when I sent 21st Mortgage the money to close, they said there was another 1% tax that was due in that area, so I had to send them more money and they had to redo everything. And when I went to get my sticker and my title, it was incorrect and it held up everything. They gave me a refund but that was a frustrating part. It would have been better if I was talking to one person and not two or three. It was great that the checklist was sent to John but more understanding of that paper that I got would be good. The process wasn't mainstreamed. Nevertheless, in the end, I was able to complete the process and 21st Mortgage approved me right away.

I was trying to buy a house for my dad and 21st Mortgage was the only company that offered mortgage financing for a mobile home for somebody that was buying it for somebody else instead of themselves. I got a 30-year fixed rate mortgage and the process of obtaining that was an absolutely horrible experience. The people themselves were nice and I had no issues with their personality, and they responded when I needed to. But it took me eight months to get this home for my dad. It was a back and forth of them needing these documentations and me providing all of those that they asked me for. It was a nightmare and I don't ever want to do it again in my life.
The only reason why I stuck with 21st Mortgage was that they were the only mortgage company that allowed me to obtain a loan for my dad. If it weren't for that, I would have tried to find somebody else a long time ago. And then because 21st Mortgage took so long, they had to run my credit again, so that put an increase on my credit. I was hoping it would take maybe two months max because when I bought my first home, it took me a month and a half. Unfortunately, because my dad was renting the home, we bought it from a person that already owned the home. So, my dad had to wait for eight months and pay $900 for rent when he could have had a lower mortgage payment. The home is owned now because we finally secured the loan and he only pays $400 a month, but in that meantime, I hated it that he had to pay all that money. He made that owner rich and that owner made a nice profit out of him.
I worked with Nikki and she was cordial. Any time I sent her an email, she replied back and she answered my questions. I understand people are busy and they got other clients they had to help, but sometimes I'd ask questions and they'd be multiple questions in one email. But whenever I address my paragraphs, my email is pretty neat and correct as far as format. I number it off so that it was not all bundled up and mixed into one long paragraph. But even though I ask some questions they weren't answered. I don't think she was intentionally trying to ignore me. It's just that she was trying to hurry up and answer them and forgot to answer one question. So I had to ask them multiple times before I actually got an answer for it. And whenever I got an answer for it, sometimes it didn't always answer my question.
I would tell my friends that if they are trying to buy a manufactured home for someone else, 21st Mortgage is the company to go to because it's the only one available in all of the United States of America that will do it, at least to my knowledge from my research. I will also tell them if they were interested in getting a mobile home that they could try 21st Mortgage. It might be easier considering that their situation might be different from mine. I would recommend 21st Mortgage, but as far as my situation, in particular, it was awful and I hated it. I don't blame anyone in particular, but it cost months and months of anxiety because I wasn't sure if the loan was going to go through, but it did. Thank God. If I wasn't able to get the home for my father, he probably would have to move away and get another place. So, I'm thankful for 21st Mortgage and I'm satisfied with it. They were able to help me with what I needed and they got me a loan.

Our property came with a single-wide trailer and it was very hard to find someone that does loans for those and would assist us. A friend of ours, who's an assistant realtor, told us that 21st Mortgage would be the best for us. It was our first time and we thought it was going to be a lot harder, but 21st Mortgage made our experience easy. We had to wait for everybody to get certain documents and find the right documents that we needed, but they told us anything that we did not know and walked us through what we were supposed to do and sign. We also had so many questions as first timers and we could call them anytime and they helped us out with those questions. I was very satisfied with my experience with 21st Mortgage.

My experience with 21st Mortgage was extremely good. I was going to purchase a house in a different complex and the realtor who was going to help me get it said that there's a mortgage company that does manufactured homes. When that deal fell through because the person who owned it could not clear the title, I used the same mortgage company from the home that I am in now. Obtaining the mortgage, however, was time-consuming. The guy wanted every single paper from every single thing. He did not trust me when I said I took $2,000 out of my checking account and put it in my other checking account so I had to get confirmation of that. Everything took over two months. Meanwhile, my credit score was 780, so that did not play into it.
The loan officer, on the other hand, treated me excellently. She not only answered all my questions but she was also always there for me when I called. If she did not say hello when I called, she called me back within minutes. She did a wonderful, excellent job. I had to run back and forth to fax things but I assumed that was part of the situation and circumstance when dealing with a new client. As far as I'm concerned, interest is tax deductible and we were both on the same page with that. Whether it's a point or two different from somebody else, that doesn't play into my factors. Fees, however, plays into my factor. Consideration is a big thing with me and the woman that took care of me was more than considerate. She walked me through like I was a neophyte. Moreover, she called me on her vacation day. You can't find people who care like that.
I believe, next time my realtor gets a client, she is going to go to 21st Mortgage too. That is how pleased she was. She deals with a lot of mortgage companies and she said that these people were cool and really good. However, 21st Mortgage has too many rules. But once we got on the same page, it could not have gone better. I'm extremely happy with 21st Mortgage Corporation. Now, I have my mortgage taxes and insurance coming out on my checking account on the first of the month, which is perfect for me. When I sell this house and I purchase another house, the first people I'm going to is them.

I am not delinquent in my payment. I just want to get this across to you all but the situation get worse. This person send me a FedEx. When I came home from work I saw a letter at my door and I went to the door and I open the letter. The letter is from 21st Mortgage. The person that sent me that letter his name is Tyler **. He really doggin me out for a payment for March.
I do not need him to send me threatening letter telling me that if I does not send my payment that he will put a lien on my home. That's not the way to treat your customer 21st Mortgage. Need to work with their customers and not threaten the customers for a payment.
A couple weeks ago there was a letter left between my screen door. I went to get the letter on the front page of the letter. My name was on the letter and it says private matters. Now who in their right mind would put a letter at someone screen door. I could not believe my eyes. First he sent me a letter FedEx then he turn around bring me a letter leave it on my screen door. My credit wasn’t great and 21st Mortgage Corporation was the only one that took me. I wanted to buy a house and I went with their first-time homebuyer program. I called them, filled up paperwork, and sent it back to them. They sent me a prequalification and found a place I wanted. We sent them the offer on it. They qualified it, and we went through the deal. The entire process took a few months. And I knew it was going to take that long.
This is the first time I’ve ever done it and 21st Mortgage was upfront from the beginning. They were constantly letting me know what we needed to do and how we needed to do it and what they needed from me. Everything was over the phone or by mail and they seem to be really good. They answered my questions and they were polite. My realtor was really stiff to start with over them. She said that she hadn’t really dealt with them before and didn’t know anything about them. She was skeptical of the whole thing with them. But before it was over, she was very impressed and if she had a question, they were able to answer her questions. If something came up that she needed to know that I couldn’t tell her about the process, she made a phone call and they told her.
If somebody were to ask me right now and they were in the same situation that I was in, I would tell them to give 21st Mortgage a chance. I read what reviews I could find of them and the worst thing I found about them was if you’re late on your payment, they start screaming that they’re going to foreclose immediately. But the bottom line is they take chances on people that nobody else would take chances of and that’s the bottom deal for them.

21st Mortgage is amazing and my experience with them has been great. I purchased a home and they came as a suggestion from the neighborhood that I moved in. 21st Mortgage got back to me within a day, whereas the other mortgage companies haven't got back to me even yet. I got an FHA loan, and then went through the usual application process, them making sure I am who I am. And it was a quick one, which took about three weeks. Everything was online, so it was also easy.
Karen was my loan officer and she was helping me out and also walked me through it. Any time she needed something that would make it easier she let me know. She called me about every week or every time the transaction was made to make sure I was submitting everything correctly. She worked with my realtor, which also made my life easier ‘cause I work 70 hours a week. And now, it’s been six months. The interest rates are fixed for a year and it would be good if there’s a way I can bring my interest rate down.

I looked into the mortgage to buy a house. I've previously been approved by Wells Fargo, Bank of America, and one other at a much lower interest rate, like 4.25%, but the reason I went with 21st Mortgage was that they offered mortgages on the mobile homes. The application process was lengthy and drawn out. But in my understanding, that's the same with all mortgage companies.
The only thing I would like to see with 21st Mortgage is that the interest rate to be a bit lower. But I understand why they do that since it's the age of the mobile homes. It's possible that some of that clientele may not have the best credit or may fail on paying mortgages. I was approved by the bigger banks. Once I've made my payments on time or before the time for 18 months, I would like to see that they start lowering the interest rate. Because what's going to happen is that people are going to start looking elsewhere because once they get in they don't start looking elsewhere to change mortgage companies to get a lower interest rate.
But other than that, the application was quick and easy. The underwriters wanted to know all the ins and outs of income. Now I can pay online or pay with a check over the mail or the phone. But I'm still looking to make it easier to pay the mortgage with credit cards over the phone. I like to pay everything with a credit card and then at the end of the month, pay the credit card off. That's how we deal with credit. The interaction with the loan officer was perfect and she was a nice person. I was comfortable with everyone. She was very relaxed and I was impressed on how it was easy to work with her.

We gave them the local title company that we wanted to close at and they set that up online too. That went really well.
Their loan officer was great. I always got a hold of him through email mostly because the phone was impossible. When the loan went through though, something had happened and we were a few days late on our very first payment and I contacted 21st Mortgage to let them know and there was a man who answered the phone who just ripped into me. I just finally hung up on him. I emailed 21st Mortgage about how it was dealing with him but I never heard back. I hope he is not there anymore. 21st Mortgage was awesome. They went above and beyond of what a mortgage company is expected to do. I was buying a property from a friend of mine. I had a personal note with him, but he went bankrupt so the US Bankruptcy Court ended up owning the property and I had to buy it from them. I didn't have the balance to pay the property off, so I had to go get a mortgage.
The Court said they could evict me and sell the property at market value which was about $60,000 more than I owed. I had to get them to agree to the dollar amount that I owed my buddy because I've been living at the property for four years already. It took about two months of negotiating with them and they finally agreed and allowed us to stay in the property. At that point in time, I found 21st Mortgage and they do manufactured homes. I've also looked into around five different companies and with the balance owed on my property was very low, those other companies wouldn't pick it up.
The mortgage person from 21st Mortgage bent over backwards for me. We talked every other day. We filled out the original documentation and we were pre-approved. The problem I had was that 21st Mortgage wasn't going to pick up our balance too because their minimum amount to qualify was 20,000 and what I owed at the time was only 18,500. So, the rep went to her immediate supervisor and said, "Can we roll the escrow fees and everything else into this loan because this guy's in a predicament, to qualify him above $20,000?" And that's exactly what they did and the mortgage was 20,200 bucks. After that, it was a go.
Our mortgage person also talked to the attorney at the US Bankruptcy Court thrice, to the adjudicating judge on my behalf twice, to the trustee a couple of times and to my wife. Any form that I needed, she'd let me know immediately as well. When there was a letter that needed to be written, she did the rough drafts and sent it to me. Then we wrote it in our own words and returned it. She just went above and beyond what a mortgage banker would do in any circumstance.
But because I was dealing with the Bankruptcy Court, the process took about five months. Every other day, I also had to go through Placer Title out of Auburn, California to do all the paperwork. I started in February and it funded in July of last year. And Placer sent the US Bankruptcy Court check. Overall, it's been an excellent experience with 21st Mortgage. I've owned several properties and dealt with different mortgage companies in my life, and I would recommend 21st Mortgage a thousand times over.

But with 21st Mortgage, thirty percent out of a payment, not counting escrow, was going to the principal to start out with. The interest rate is also seven point something and it gets me over the barrel. But there aren’t too many places that give home equity in mobile homes since a mobile home isn’t considered as valuable as a stick-built home, so I was kind of stuck. Plus, my daughter was in a mess, so I had to do something. But if you’ve got a big capability, shop for a better interest rate.

The process took more than a month. I mostly faxed the information and I also mail or talk to them on the phone. But it seemed like there was an awful lot of repeated paperwork that I had to do because when the person I was dealing with sent me the list of things that they wanted, I would send it back. Then, I got another list of the same thing, so I'd call and ask why I got the list and they hadn’t received it yet. There were too many hands in the pot as far as who’s doing it and the paperwork would go to somebody else. It would go a lot smoother if I dealt with one person.

I had the check number and I called the credit union and had to stop payment on the check. So, I had to mail in another payment. Again, a couple of months ago, they never received the payment. I had to stop payment on the second check and I ended up sending them a voided check and they took the payment right out of my checking account. I send bills to the utility companies, my phone company, and insurance but I've never ever had a problem with losing a payment. 21st doesn’t do direct deposit through the credit union so I had to do it through the bank that I bank with and I had to send the routing and account numbers to 21st Mortgage.

We had to provide the proper paperwork which was faxed to me overnight, sign the paper where they got our income tax return and show the amount of money. I also had an advantage that my sister is a mortgage broker there. I asked questions before we even went with 21st Mortgage. The interest rate is high but they made it simple for us to get the loan through them compared to regular banks. The process was even simpler than buying a regular house. Right now, I’m extremely happy with them because they edit our property tax and insurance which we didn’t have before.
The process didn’t take as long as I expected. From the first time we started, there were some problems because we had a five-year mortgage with our original lender and she passed away and the probate started. Once we got through that probate process and we did the application, it was like less than 45 days. It was very quickly after that. I had an excellent experience with them.

She would explain things clearly because this is our first time purchasing anything. So she was very friendly and good. But when we got all the paperwork together, things were crawling because they were really busy with other clients as well at the time. Though it took a long time, they helped me through the process and it was easy.

I just got all the information and documents they needed sent over to them back and forth. It took a while to get done because things either got rejected or came back because they were missing information. Overall, 21st Mortgage is a good company to use.

21st Mortgage Corporation was the only option and available to me when I was looking into a mortgage because I wanted to move out of an apartment and own something. First, I found the trailer that I wanted. The real estate agent that I was working with was the one who did all the application with me for 21st. The loan officer was all right but I didn’t feel I was kept up-to-date much. I kept calling him to ask questions and find out different things about like if I was approved and when I would be able to move in. Then, it was handled between them when I found that I was approved. If a friend asks me about 21st, I’d tell them to give it a try and to see what they can do.

We were buying a mobile home and 21st Mortgage specialized in them so that's why we chose them. The process went very well but 90 pages of closing documents was a little excessive. Even so, the interaction with the loan officers was excellent. They were all very good. They responded when I had questions and there was never an issue with any of them. We were just happy with the experience. It was done fairly quickly and smoothly. I'd definitely tell others to use 21st because they were good. If I could give 21st Mortgage a negative star rating, I would. We had a mortgage with them for almost 10 years, paid on time every month, FOR TEN YEARS. In December 2017 this company was going to force place a liability insurance policy for $600 on our mobile home - even though my insurance company had already sent them proof of coverage (our policy renews in December). Anyway, that was taken care of and they told me it was an oversight and they cancelled the policy... but this was the last straw for me. My husband and I decided to re-finance our home (because we got a better interest rate anyway)...
I let 21st know that we were re-financing and that since I did not trust their company to give me any over payment, if there was one back, that we would not be paying our payment that was due on December 15... because of Christmas etc. It was the beginning of January before our appraisal came through, but long story short - 21st received their payoff for our mortgage on January 19 - FOUR DAYS PAST THE 30 DAY MARK. They reported us as late to the credit bureau, even though they were PAID OFF AND WE HAD NEVER BEEN LATE BEFORE. I was told by my bank loan officer that if they wanted to, 21st could remove this from our report and that if they were a DECENT finance company they would, because this negative remark dropped our credit score 80 POINTS!!!
When you work so hard to pay your bills on time it is very disheartening that a company could treat a "valued"customer this way. So, I call John **, head of credit bureau reporting and he basically told me that we had been great customers but he didn't give a crap and would not help us. I would LOVE for Timothy Williams, President and CEO to contact me so I could PERSONALLY tell him what a terrible company he has. If you are thinking about doing business with 21st, DON'T! It will be the worst mistake you have ever made. They made a mistake in December doing something practically unethical to us, yet cannot forgive us for being 4 days past 30 days late because we were PAYING THEM OFF.

I was able to get the loan but I wasn't impressed with the loan officer because I think that he kept pushing me off. Everything that he wanted to do was online and I don't have a computer. I also had to fax them $100 worth of paperwork but he said he didn't get it. That's when my realtor took over. I didn't have to deal with 21 because my realtor did it. I was the third party.
Also, I have not received anything in the mail yet and then I had to call them and ask them if my taxes are covered by them. They said yes but I didn't know that. I never got any paperwork and I don't have anything stating what my coverage is, how much I paid, what I put down, and what my interest is. All I have is a payment book. I mailed the offer on the mobile home, contacted 21st Mortgage, and I scanned and emailed them with some paperwork like bank statements and my income. It wasn't difficult. They called me with a few questions and within a week, I was approved and the loan went through the process. I was very surprised.
The application process was very simple. The 21st Mortgage team members were very available, responsive, professional, helpful and nice to deal with. Moreover, the agent I worked with was there 24/7. I had a question and it was after 9:00 PM when I sent a text, however, he called me back immediately. I live in Florida and I have to get the motor vehicle registration yearly, which I didn't know, but they handled it. The closing was very fast and only took about 20 days. I wanted to buy a new home and 21st Mortgage was the only one who gave me an option and the only company that would finance a mobile home. However, I feel like 9.5 or 10.5 percent interest is a bit ridiculous and they said there was no negotiating on it. The process took three or four months, and I had to come up with all kinds of information. I had to wait because everybody was taking so long. They were saying that they were waiting on this and that from whoever. The loan officer was a little hard to get a hold of, and my girlfriend had to call her to remind her to do stuff. The loan officer would have the information but didn't send it through or email it out. Having to send it to somebody, I found out that it was just three floors up, and it took 48 hours to get to that department. When she told me that it was in the same building, I started rising, and then they started to move forward from there.
Also, we are to give up our place of residence when we were told they were going to sign on this date, and we didn't sign for another month or so. That was why I was getting a raid on them. Right now, the interest and the year-end tax are all that I can think of. I would like to go get the tag for the mobile home, and I was told the tax should be sent in. Almost nobody answers on the weekends, sometimes, even during the week, and the phone just rings even when you dial the extension. Personally, the loan process took a little while, but it may be different for different people.

If a friend were buying a mobile home, I would definitely recommend 21st Mortgage. It's a good place to get a home loan. We were buying a mobile home and we found somebody to work with who uses 21st Mortgage. Since I'm on the West Coast and they are on the East Coast, I could call them at 6:00 o'clock. I work all day and I can't make phone calls during the day.
Since this is my first home, we had to do a lot of paperwork. Luckily, I had most of it. It was just a matter of getting it all scanned at the proper time and getting the pre-approval letter. There were a lot of phone calls and texting too. And I worked with John who was very helpful. He answered all my questions, and he was always available even when he was very busy. He had always put me on hold and then got the call. He was also good about getting back on the emails when I have questions.
Then we went to Pacific Manufactured Homes as they were dealing directly with 21st Mortgage. It was a little confusing at first because I would get emails asking me for this and that, and there was a communication gap too since I was still dealing directly with 21st Mortgage. And then my representative from Pacific would tell me that they were already taking care of it. But so far, everything's good. I know exactly how much we owe and when it's due because 21st Mortgage sends us our payment book. We're very happy with how everything went.

I have had more issues with the realtor than I did with 21st Mortgage. However, they lag on certain steps and make the process a little longer than it needs to be, which, from what I hear, is average for them. It took five weeks, two weeks longer than what I was expecting.
Up front, I was trying to get a pre-qualification with actual information on changes. However, they did not seem to want to give me a range of pricing. I had to give them all the details about every single home. I couldn't just get an estimate on a price range which made it harder to find a home and get something done. Other than when he was on vacation, the rep I talked to jumped right on the ball and got stuff going. He was gone on vacation for quite a bit between the time I first started looking and the time I finally purchased one. To get the info on what my quote would be on certain houses, I had to wait until he came back. It was difficult but it worked. 21st Mortgage was there to go through the process with me. Although a little bit slower, they followed me through it and made it happen.

My boyfriend and I were looking at buying a piece of property to use as a stepping stone so we could buy a house. We didn't have the credit so we didn't qualify for a house. And we didn't want an apartment because with that you can't own those kinds of things. We found a mobile home partnered with 21st Mortgage so we ran our credit to see if we get approved. We had to put almost $14,000 down for the house itself as it was a requirement since we didn’t have the credit. They approved us then we went through the process, filled out all the applications and provided them with all the information they needed. Then after that, it was all good to go. The process took three weeks from the time we started everything until it was completed. We are both on the lease together. The boyfriend is the primary and I'm also in there. We had a kind of mentor walking us through the process. He guided us along the whole way and that was very helpful.
When we first moved, our roommate at that time was on the lease with my boyfriend. Our roommate had the credit while my boyfriend had the money. So, we got that processed and my roommate wanted to move out so then it was me and my boyfriend to be put on the loan all by itself. At that time, the guy who initially helped us, set all this up and get it approved the first time, was no longer around. So, I called 21st Mortgage almost every day and got information but they were stationed in another State. So, I asked if they had an office here but they didn't. We had to do the best that we could and if I had any questions, I would email the guy from 21st Mortgage and he would help me. But the second time we were pretty much all on our own. It was hard when you didn’t know what was going on. They were just telling us to send things.
It would have been helpful if 21st Mortgage could have at least one office that was a 30-minute drive just in case somebody like us needs help because we didn’t know anything about buying a property. Somebody could have walked us through the wordings and the questions we had to answer. It would also be great if there was an option plan as we’re paying for a mobile home and most of that money that we pay a month goes towards the interest instead of the principal of the mobile home. So, if our loan says that it's for a 20-year contract, I would have really liked the option to be able to pay that off faster because I'm not trying to rent a mobile home or buy a mobile home for 20 years. That's going to take way too long. And we've been trying to pay off our mobile home so we can own it and then fix it up, sell it and buy a house.
If asked about 21st mortgage, I’d tell them to find something else first. We didn't have an option because there were not many people who do loans for mobile homes. We were told that 21st Mortgage was basically the only company. We could have like tried to refinance the trailer but that would mess up our whole plan. So, if the person is desperate and okay, do what you have to do but I wouldn't recommend 21st Mortgage right off the top of my head.

We wanted to buy a manufactured home in a senior community. I came out of a bankruptcy that I had taken care of, and 21st Mortgage would work with me for the amount that we wanted to borrow and the amount that I was happy to pay to do it. They were great. The whole thing was done online, and the application was easy. The follow-up was also good. However, they went back and forth needing documentation and information. It took about a month and a half. Some of the documentation they asked for, I had to go find. Some things sort of happened at the end. We had to have certain things, otherwise, we were not going forward. It was a complex process and I understood why. I was borrowing money and they needed to know that it was going to be for a good reason. The had to have home inspection and all those kinds of things, but it was appropriate.
John was the person assigned to my application. My interactions with him were appropriate, timely, and helpful. At some point, he got his hands tied by the lending requirements. The house is free and clear from the person who owned it. They needed documentation that this was a person this was going to go to. They needed a government ID. I told them the woman is 94 years old and is in a nursing home. I understand it’s the law. It wasn’t him trying to make things difficult. But it was frustrating when it got down to the end because it delayed the closing.
The agent who was representing the seller, Silver King had certain requirements and 21st had different requirements. Ultimately, John's supervisor had to deal with the supervisor of Silver King. John nor the agent neither had the authority. So, people above on both sides had to resolve it. Thank goodness, there were some people who made it work.
But one thing that happened since then was the park that we’re in requires a copy of the title to be on file. So I asked 21st to send me the copy of the title with my name on it. They said it would take 30 days, so I waited for 30 days. They sent me the title of the former owner which did me no good. So I called them back and I’ve had to call them back twice now, and I still don’t have the title with my name on it. It's a little frustrating. Up to that point, it’s been a great experience. And this is where John said, “That’s customer service. I don’t deal with that.” Other than that, 21st Mortgage worked for us. We did the whole thing relatively quickly. It took a little longer than it needed to because we did all the application and then we went on vacation. We didn’t do anything for a week. The whole thing could’ve been done in 30 days, which was great. I’d recommend them.

I've used 21st Mortgage before and they were very good. I was trying to pull some money out of my home to pay off some debt I incurred, and I used them again. And they paid off $56,000 worth of my debt with the proceeds from the loan. Joy, the loan originator, has vouched for me twice and we moved mountains with the process that we went through. A lot of times, she figured out a way to rearrange the debt or the numbers legally. 21st try to figure out what they’re going to pay off or what they were going to pay down. If there is a glitch, they send you a loan refusal notice. Every little glitch that it hits, they don't have that attitude of if there's a will there's a way at the level of the computers. But at the level of the agents who are working with you, they tell you what's needed and rearrange it a little bit so you know which you need to pay off.
We changed policy on my personal loan because they said that if you have this home and it's this old, then it's only worth this much. It's the blue book for manufactured homes and they looked in it. But I just had my home appraised by the certified appraiser and it was worth $140,000. They told me it's worth 11,000 so, I sent my appraisal in and they took it to the Board of Directors when they had a policy meeting. They saw that and they went, "Woah." It's a huge difference and that made the difference between getting the loan and not getting it because they said my home wasn't worth that much money but it was. In fact, it just got appraised at 180,000. It's going up which is really unusual but the area is really good.
You have to have certain kinds of parameters to work with the agents but 21st handcuffs them a little bit and they make it more difficult for their people in the office to work with you and try to make the best loan possible for your needs. It will not make it as difficult for the people that are working in the office to be flexible because everything has to go through the underwriter who guarantees the loan. Mine was a real challenge but the personal level customer service and Joy have been outstanding through the whole thing and it was a very satisfying experience.

But the part that I didn’t like was that every time I’d get one step done they’d have two more stuff. It would be nice if everything could’ve been done at once. There were too many processes, too many steps, and that was before I even knew if everything was approved. There were some documents I had to wait for. But it was relatively quick. It was just that it was like they didn’t know really where I stood until the final step.

So, I had to get something else, and they as well. Also, the copies weren’t coming through, and they needed a better copy. It was back and forth with them. One other thing is the hidden fees that I didn’t know about. That is something that should have come upfront and let me know that I have to pay a year’s post-insurance, and it’s going to be through their insurance company. My realtor found 21st Mortgage and they were one of the few mortgage companies that would entertain those types of loans. I got in contact with them and spoke with Chris who was very responsive. The communication was great. He usually got back to me within an hour, especially on the early approval process. The preliminary reviews and even the underwriting were very timely. I was surprised to hear back as quickly as I heard back on a preapproval. Although the documentation process was quite laborious, I appreciated that they were doing a loan outside the norm and understood that there were different things that needed to be accomplished in the documentation.
They were great to work with, willing to help out and work through an atypical type of mortgage. The rates were a little bit high, but I got what we accomplished. I bought a few houses in my day and I wish, in general, that there was a way to streamline the process. Other than that, if anybody was looking to finance a mobile home, I would point them to 21st Mortgage Corporation.

I wanted to buy a mobile home and there were so many companies that do mobile home finance. I looked up online and found 21st Mortgage Corporation. Joy, the representative I spoke with was awesome. She was responsive when I needed answers. She even got back to me immediately despite being very busy. She answered all my questions, helped me with any paperwork questions I had. I had a nice and easy experience with her. More than that, the process of obtaining my mortgage seemed simpler because Joy was on top of everything. She set me up immediately, and if had questions about sending anything, she’d get right back to me. She even talked to the seller to help them through the process. Overall, it took about four weeks to do the application and underwriting process. It was faster than I expected.

The house was in my wife’s name when we bought it. When we got divorced, I had to get it out of her name since it was my piece of property. I looked at a few companies but they didn’t have a lower interest rate so I went with 21st Mortgage. It was just a little easier transition. We were in a loophole of what was there and how it was working. When I first applied, I was denied because I put the wrong amount of $190,000. I emailed them back saying it was only for $92,000. We got the process corrected then it was accepted. The application process was pleasant but I got upset that we got approved three months prior to closing. Timewise, I would have liked for it to have gotten done a little quicker. Other than that, my loan officer did good. She was always quick to return my emails and any of my concerns. We communicated all through email and I felt very comfortable working with her. She was really professional in returning and answering my questions.

The process of obtaining our mortgage wasn't difficult for me that we could pay for it. We just sent the information that 21st Mortgage asked for and we just put it there and send it back. It was supposed to take a month to get it done, but it was Thanksgiving so that delayed the process. The loan officer always helped my wife with everything. Overall, we had a great experience with 21st Mortgage. We have already referred three more people and hopefully, they're going to get help from them.

I was buying a new home and land. A good deal came up and I couldn't pass it up. I tried a local company and they were absolutely ridiculous on what they were asking. Then my loan officer at my local credit union told me that I ought to try 21st Mortgage, so I contacted them. I filled out the form online and they got back to me within five minutes after I hit the submit button. They told me I was approved, then we started the process, and I got them everything they needed. It was extremely smooth that it kind of scared me. Usually, when something goes that easy, there’s a problem. But I’ve been living in the house for two months now and had no problem.
My loan officer, Adam, did a great job. He was very responsive, and if I had a question, I emailed or called him and he usually got me an answer pretty quick. If he didn’t know the answer right that second, he got it back to me in a very timely manner. It was my first time to buy a house and I told everybody that my experience was easy and timely. I also suggested to a friend that he should go through 21st Mortgage.

The application process for a mobile home at 21st Mortgage Corporation was very long and tedious. There was a lot of duplicate work being done and their representative wasn't always timely or helpful to do the work. I was calling them every day because they wanted a new piece of document and I had to make sure they got it. And every time I would speak to Tyler, their representative, he would tell me that we got to do this or they needed a copy of that. It was never him contacting me to let me know what was going on.
I would like to see a smoother process and a more personalized service because it felt like I may just be in a dead-end big machine. In fact, I'm still having issues with trying to get my title transfer. They needed that so they can give me a lease assigned in the parking lot I'm living. So right now, I'm literally illegal while I'm staying in the mobile home, but nobody can seem to help me.

I was buying a home for the first time and the only way I would be able to afford it from the person selling it was through a mortgage. The person who owned the place had a mortgage with 21st Mortgage so it was more convenient and I went with them, plus my parents used them too. During the enrolment process, there was a whole lot of paperwork, but they made it easy. My loan officer was Justin and he was informative and pleasant. He was always there to answer any questions I had and made everything a lot more convenient. The application and underwriting process took two months due to the person selling the house took forever, and my park manager took a long time otherwise, it would have been a lot sooner. However, I haven’t been able to get to their website and didn’t get any information on how to do that for my account. Other than that, the experience was great so far.

My wife and I were trying to get a place of our own but our bank doesn’t finance mobile homes. We applied for a mortgage at 21st Mortgage Corporation but we were denied because of not enough down payment. Then we came up with some funds and got approved. It took a little longer than expected and a lot more paperwork than I wanted to fill out. The process took a month or two and a lot more paperwork than what I wanted to fill out.
We were appreciative of everything that our loan officer helped us out with. He was very patient, professional, kind and never showed any signs of frustration no matter how many times I called or emailed him. He was happy to answer any question that I had. He helped me understand. A lot of time was mostly just waiting on the seller and having them get stuff from the loan officer. 21st Mortgage Corporation should employ more people like our loan officer who was calm and patient. It was my first time buying a house or a trailer and the process was pretty standard.

Their application process was straightforward. But the process could have improved if they have an office closer to where we live. It wasn’t next to us so we had to do everything over the phone or via email. But their loan officer named Scott was wonderful. We received great guidance from him. He answered all our questions and got back to us right away. Their customer service was fantastic and they treated me well. We were very happy with our experience with 21st Mortgage.

I bought a mobile home and the people from 21st Mortgage Corporation were the first to contact me about giving me a mortgage loan. While Nickie, the loan officer, was super nice, she didn't handle the loan application process like she should have. It took about two months to get everything finalized because it would take three days for her to get back to me about a specific question. And then every time I called her, she never answered the phone. I’d email her three or four times and she would not respond as well. Out of the two months and ten phone calls I gave, she only called me twice.
There were times when I would send Nickie the paperwork she needed. But it wasn't the correct paperwork because she had not given the correct one to me. Another thing is that she went out of town for about a week and a half in the middle of the mortgage. She said that she was going to have somebody take over my paperwork but it didn't work that way. And because it took so long to get back to me about specific things the underwriter needed, I got angry. My seller for my mobile home got angry as well because originally, 21st Mortgage said they wouldn't approve me. If I had found somebody quicker to actually approve the loan, I probably would have gone there.
Other than that, while their paperwork was easy to fill out, they should do better at focusing on trying to close one loan instead because they're taking away a little more of personal time making sure that they are getting called back. Because I’m in Ohio and I wasn’t there out in Tennessee, there was no way for me to go there and speak to somebody in person.

21st Mortgage was recommended by a couple of people that I know who own mobile homes. They said they were at the top. I checked around and some of the other companies wanted a minimum value and they wanted a minimum credit score. There were a lot of factors that I just kept checking them off the list. I called 21st Mortgage, I got a callback then the process started. I told them what was going on and what I needed. It was a very long, tedious and heartbreaking moment that took four months.
The whole situation from beginning to end was complicated starting with my income. I'm an independent contractor and the income that I actually make and the income that I showed on my taxes were very different. At first, I was denied and was told that I didn't make enough money. It was just a snowball after that. I asked what we could do with it but it was like one thing after another. I kept receiving denial letters because every time someone opened up the file, they said I can't have a mortgage. I emailed Joy and she was the one helped me through all of it. She was the sweetest person in the entire world. I had many conversations with her and she was on it. She did everything she could to navigate through the complications that we had.
That was a bad year. My grandma passed away and the family offered to let me buy her house. I wasn’t happy with the end terms and interest rate I got with my loan but I wanted it. They put me on a 23-year loan and I told them that by the time I was done paying it, I would have paid three times as much than what I signed up for. I knew what my grants were and decided I'm still just going to pay off the same amount. I paid the mortgage online and I've been sending a separate check for the principal because I was not paying the mortgage for 23 years. I would have liked a smaller loan and even a smaller interest rate though. I had a good credit score but my income was so low.

Our mobile home was financed through 21st Mortgage Corporation 10 years ago. We just refinanced and they acted like it was a whole new ballgame. We’ve been a customer for 10 years and nobody knew who we were. It was just ridiculous. Nobody in the company communicates with anybody else. They enter stuff into the computer but nobody else has access to it. One person would request paperwork and we’d email stuff but then somebody else would say that they didn’t get it. It continually happened over a couple of months and it was just a big mess and confusion. If you're going to be dealing with somebody, you need to be dealing with one person instead of four or five people. Everything finally worked out but it took a lot longer than it was supposed to. It was also because of persistence on our part. We had to stay on top of it and constantly email various people.

21st Mortgage did a good job handling our first mortgage. It was a very straightforward process. Everything was laid out for us quite simply and we obtained all the documentation we needed. Then we forwarded it to the representatives and everything went smoothly. The whole process took about a little over 30 days. The loan officer was very cordial and helpful as well as responsive to all our questions. But the communication between the complex and the representatives in 21st Century could have been a bit tighter though. Other than that, we had a very pleasant experience and we're happy in all aspects.

I worked with Steve from 21st Mortgage and he was super. He addressed any issues we had. He got back to me both through email and call and offered the best customer service. I submitted everything to him but the underwriter looked at it as an additional money on top of the debts we were going to use the mortgage to pay off. My friend had a mobile home that he was looking to get out of the mortgage on and since I wanted to get out of the rental game, I decided to purchase his mobile home. He happened to be financed through 21st Mortgage so we went through what we thought was going to be the simplest route which was going straight to 21st Mortgage. But the process turned out to be a nightmare.
I very rarely was able to get the licensed mortgage associate for South Dakota on the phone but I wanted to leave voicemails and asked for a return phone call, I never got one. Most everything was done through email. There was a lot of confusion. I explained to them various times that I had never purchased a home, never even looked into purchasing a home and that I had zero ideas of what I was doing here. I was not going through a realtor. We were simply trying to do a simple loan assumption of me taking over his responsibility.
They told me that that wasn’t even an option but once I actually got my loan, all of a sudden, I got to log in to their system online and found out that they had an area that covered loan assumptions. I dealt with several different people and not just the licensed agent for this particular state. I dealt with his supervisor and left voicemails for him but I never received phone calls back. Overall, the entire organization and the communication of trying to figure anything out left a lot to be desired.
It was kind of on a time crunch. The lack of experience and communication and just trying to get anything done and figuring out what the options were was next to the impossible. Multiple times, I submitted everything that they asked of me. They gave me a list of 10 things and I'd send in eight of them and they would tell me all of those eight were good and they'd be waiting to get the last two in. But when I sent the last two in, all of a sudden, I'd get something back saying four of the first eight I sent in weren’t sufficient. Every time they handed it off to somebody else, it was not what they needed and we needed to go back.
The communication was the key thing. Even the guy that I bought this from had a lot of the same issues because he purchased it through some mobile home company around here. His mortgage was purchased from whoever the finance company that he dealt with and they were bought by 21st Mortgage. They never called him. They sent him a piece of mail with a payment book and essentially said, “We now own your loan. Make your payments.” He didn’t have very good experience with them either. 21st Mortgage offered decent rates but if I could have just gotten a better communication, this whole process would have gone a lot smoother and I would have been more satisfied with the process.

We were looking into applying for a mortgage because we were planning to buy a mobile home. We were already approved for a loan by another small bank but their terms didn't work with our savings. We needed to go with something better. Then, someone recommended 21st Mortgage to us and we went with them. However, the application didn't go smoothly. There were a lot of missing paperwork on their side that they needed. My wife and I had to contact them often because we would get phone calls about it. Even at work, my wife had to get ahold of them and it was definitely a headache.
They also made me go back to the lady we were filing from, which was hard for her since her partner had just died. It prolonged the process for us and her too. Even the closing date had to be pushed back for a month. But they got the job done eventually. Talk to your loan officer upfront and make sure that they got their task in a row. Also, make sure that they give you a list of every single thing that they’re going to need at the beginning instead of stretching it out and prolonging the closing time.

As far as the appraisal on my house so they could get the next step going, he did it a week late. We had problems at the end too as he got all my down payment numbers mixed up. We had to postpone the closing three times due to his being slow and inconsistent in trying to get everything going. It was a nightmare. I’ll never do business with them again.

Most lending companies will not do a loan on a manufactured home. But obtaining the mortgage with 21st Mortgage was fairly easy. From application to closing date it was about less than a month. The person that I dealt with, Joy, was amazing but she would get confused because the underwriter was reaching out directly to me rather than going through her so when I would forward documents to underwriting she wouldn't be aware of it. Then she'd send me emails for the same stuff and then I'm going have to turn around and send them to her.
Also the interest rate is a little high which I don't like and don't care for. But under the circumstances my home is not on its own property and I kind of understand. But it would be nice, based on credit scores, if they could offer a lesser rate than the average going rate under the circumstances. Other than that 21st Mortgage is fairly easy to work with, compassionate, understanding and prompt. I would recommend them.
