    I talked to somebody about home loans and they recommended me to someone who knew 21st Mortgage Corporation to see if I'd like to go through with it. This was my first time doing a home loan and their process wasn't all that difficult. It took four months and I learned a lot from my experience. When I first started with them, my paperwork was coming in the mail so I can sign them. The rep was nice and very courteous. He would answer me if I had questions and if I couldn't get him on the phone, he'd call me back. I'm really satisfied with 21st Mortgage. I found that it's a great place. If other people wanted to go on a home loan and if they're trying to choose a company, I'd tell them 21st Mortgage is okay because I went through their process.

    21st Mortgage Corporation was recommended by somebody that lived in the community we were purchasing in. The application process was straightforward. I had to do the basic general application and provide documents proving income. It was a fairly easy process. It was all done via email. The actual person I was dealing with was very responsive and she took care of everything that I needed but it was odd that she never picked up the phone. But they were very easy to work with.     21st Mortgage Corporation was the only company I could find that would give a mortgage on a manufactured house with leased land. The paperwork kept going back and forth. Everything had to be faxed and then there was no response that they received the paperwork. They just kept sending back the same paperwork, that these are the things they needed, and one of them was that they wanted me to pay off my car loan which was an interest-free car loan. Why would I pay it off? This has been my fourth house but I haven’t had this much paperwork and problems. They need to streamline it if they can or get an office out in California. I would never recommend them. It might be the only company, but if I can find another one, I will get out of it. I'll tell a friend asking about 21st Mortgage to do more research to find another company.

    It's my first time buying a home and I did a bunch of research of different providers. 21st Mortgage offered a better rate for me. They responded the quickest when I filled their online application and Karen, my loan initiator, was very prompt in responding to emails. I had plenty of questions and she was super helpful. She helped me figure out what I needed and didn’t need and what to worry about. The process was so simple. Although, there were a couple of times they had to call before noon my time in West Coast to respond since 21st is in a different time zone. The reps were great and were able to figure out when I had a mix-up with the appraisal company and the process was put on hold. Also, the gal from the title company I was working with said she struggled with some of the terms or something to do with a title transfer fee and the payment. Other than that, everything went through pretty good.

    21st Mortgage's loan process was very difficult. I’m a 100% disabled veteran and I had to send them over 33 pages of documents about me. It was terrible. And every time I’d send them something, they’d ask for something else and then, I had to send something else to back it up. I understand that they have rules and regulations and I know the bank situation, but it was just for $50,000 which was not a lot of money. Also, the whole process took six weeks which was way too long. But the rep I talked to was professional, and I recommended 21st Mortgage to somebody.

    21st Mortgage was the only one that would finance a trailer at my price. But my experience with the loan officer was really awful. I felt comfortable with him but he was out of the office every other week and I would get a partial list of paperwork that was needed and then he would send me another list and I would get about a dozen of each from another list. We've been back and forth for about three months because he was out of the office so much. We started in July and we weren't done until October. So don't go with them unless you have to.

The only bad thing I could say is that the interest rate is high with them but they are loaning on mobile homes and it's hard to find a lender for a mobile home.

    At the start, I was hitting the walls left and right. Nobody wants to finance a trailer. I made over $100,000 a year and it looked like nobody wanted to try to help me. I’m 60 years old, so it’s hard to find people that are looking at me in the long run. Finally, I just blew one time and a gentleman told me that he was the owner of the trailers. He told me about 21st Mortgage and that they will finance trailers. And 21st Mortgage did. They contacted me and they did what they said they were going to do. That means a lot to me. The experience has been good so far. They were real easy to work with and they helped me out by the whole nine yards financing my houses. They’ve really done me right, so I’m more than happy to give them my business.

    The only thing I didn’t understand was the taxes that are going up because my mortgage payment went up. It wasn’t much, but it was a little bit. But the representatives have been real helpful and they explained to me that the taxes have gone up and the insurance has gone up on certain things through the years. They’ve been fair. I want to buy three more houses because I have a little ranch and then a place in Houston. I’m trying to buy a trailer for each place, so when I go down there I'm very comfortable. I’m hoping to use 21st Mortgage again if they give me a good rate.

    I couldn’t find too many mortgages that would lend mobile homes in this park. Getting set up with 21st Mortgage Corporation wasn’t too hard because I had help from my real estate agent who sold my house. He helped me go through the process because 21st did a lot of stuff that I didn’t know what to do. We’ve been here since March and I already made six payments to 21st.

    Their customer service representatives were honest. They told me that at this point in time I cannot get the extension on the years that I’m paying on. They had to put in at least three years into the loan in order for me to change the arrangement. And that it’s a rule that they have. Instead of giving me a 15 or a 20-year loan, they only gave me a seven-year loan because of my age. And then I asked them if I could get the loan extended to 15 years if I get a co-signer who is younger than me, and they told me that it wouldn’t work. I’m satisfied with 21st Mortgage and so far, the service has been okay. My only problem is that my payments are too high, and I’m not going to be able to keep it too much longer. So, I’m looking for another mortgage that’ll give me a refinance, so I can get more years and my payments will go down.

    We bought a mobile home and 21st Mortgage Corporation was the preferred lender we used. There's only a couple of them for the mobile home process in Reno, Nevada and they were the first one who gave us the loan. We are happy with the terms and they gave us a decent interest rate. We were told it would take between 45 and 60 days to close a mobile home and by the time we got all the inspections, our bills and everything else for the finance, about 45 days have passed. Mobile homes take a little longer than regular homes, but it was pretty painless. There wasn't much to do. We gave them all the information and had no problems. It was great.

    It was my wife who dealt with them and from what I have been told, they were really courteous, friendly, and knowledgeable. They answered all of our questions, however, sometimes it would take them two or three days to send us an email back. But they always explained what they were doing. Plus, they treated us like people, and not just a number or a statistic. It was an easy process. We're quite happy and would recommend them to anybody.

    I bought a mobile home and I was told that 21st Mortgage Corporation was my only choice for my financing needs because most banks didn’t want anything to do with mobile homes. The interest rate was high but they said that it's because it's a mobile home. I got diagnosed with congestive heart failure and got put on social security so I needed to get my son and myself some place to live that I could afford and we stepped into this. The home is ideal and it's what we needed.

    Their loan process was good and the people were nice. Our rep was a very sweet and very knowledgeable lady. As we were signing the papers, if I had a question, she'd stop and put the papers and pen down and answered my questions to the best of her knowledge.     I called in to the bank this morning to make my monthly house payment. I spoke with Elise. Immediately she was polite and on top of my account. Every month we pay an extra $1000.00 to be applied to principal. Every month I have to call and ask if the $1000.00 was applied to principal and every month it was not. In December 2016 a note was posted to our account for accounting to make sure that they apply it but somehow it never gets done. Today Elise is the first person that has actually had a normal conversation with me. She didn't just want to get my payment and hang up. She honestly tried to figure out what is going on with my account that is happening every month.     I was looking for a mortgage for a mobile home and the first company turned me down. They recommended that I go to 21st Mortgage and their rep, Josh, was good. However, I was 15 days late for a payment and I was sick for six weeks. I felt harassed by them as far as getting the payment to them. I said I would make a payment on a certain day, which I did. Then I paid $100 more than I would’ve had to on that day and then I talked to them about paying an extra $100 the next payment just to stay ahead of the game. But I was told that he needed to check with his supervisor to see if they would even allow that.

    Then, the supervisor gets on the phone and basically lectured me. She said, “This is how you should be doing things. This is how you handle finances. This is how you pay.” I said I would pay the payment. Before I had a chance that morning to call them, they called me and said, “Okay. We’re calling. We need that payment today. How are you planning to make that payment?” They give mortgages to people who aren’t on top of the credit listing, yet they make sure they get their money.

    Today is November 1st and I’ve made arrangements. I get my social security the third Wednesday of the month and I will make my November payment, paying extra. I have to continue doing this until I can get caught up to be able to make it on the 1st. I understand they want to keep people on track and they don’t want them to get too far behind. They gave me the mortgage and I reassured them multiple times I have no plans to lose my home. 21st is good, but to continually call me, that was excessive.

We were only getting it for about $40,000 and we just had to provide all the paperwork that they needed. Their rep, Ryan, was always quick with the responses. If we came to him, if I tried to call him or left a message he got right back to me. If we had a question, he had an answer. If he didn’t have it, he would say he'll get it and get right back.     I tried USAA and a local mortgage company before going to 21st Mortgage. At first, they were on board but then they told me they can't finance mobile homes. Even though it's on permanent foundations and windy title. I wasn't financing a lot. I had put down $86,000 on this property and only had $30,000 to finance. 21st Mortgage was the only one willing to deal with me and it was painful. We went through a series of problems. My credit score was in the 800's to high 700 at the time. And yet I was treated like I was trying to buy a freaking Ferrari. I realized it’s probably not their fault. There’s a lot of new government regulations and other garbage we got to go through. But still, it was not a good experience.

    I don't appreciate being treated like a second-class citizen. I bought homes before and I just don't understand why is it so hard to get a loan. And 21st Mortgage was one of the few mortgage companies who were willing to do it. Their interest rate sucks. Then in the middle of the loan process, the guy who’s working on my loan application either quit or got fired. He left the company midstream so we had to start all over. They tried to ask me the same information over and over again, just redundancy. It’s like nobody had their act together. And it was just really pitiful.

    Although as soon as they got their act together towards the end, things went smoothly as it could. Still, I’ve never had this much difficulty getting any kind of loan in my life. I got the loan eventually but it was quite a process. Even the real estate agent didn’t understand what was happening. She never dealt with these people before either. If I had a different choice, I would have gone to somebody else.

    No other companies provided financing related to manufactured homes and so we were stuck trying to work locally with all our current bank. Finally, I came across 21st Mortgage and they were willing to help us, but at a premium price. The rep we had was very professional and responsive. I liked the fact that they are very detailed about all the background requirements and not the kind of company that handles out mortgages to anybody. The process was certainly challenging because there were so many things that they wanted, which we do not have to go through that kind of level of detail with other companies.

    As an example, 21st Mortgage claimed there was a lien on my house when there never was. It turned out somebody took out a permit to do some work years ago and didn’t close the permit. I had to go back to the builder and ask him to send me something in writing that the permit is closed and there’s no pending monies due them from me. On the positive side, we met all the requirements and 21st Mortgage were very helpful to give us the money we needed, but we had to pay extraordinary amount of closing cost and then we were left with a very tiny interest rate. It’s $70,000 and the closing cost is more than 10% which I had to pay out. And then the interest rate is up about 7% and 12%. We could have gotten 3%-5% amongst any other bank under any normal circumstances. It was a very expensive process to get them to give me an equity loan as it turned out to be.

    Dealing with 21st Mortgage Corporation was difficult. But they were the only finance organization that was offered from the manufactured home purchase that I was making. It was not my choice. I looked to find a local bank or a credit union or some other alternative funding. I tried my own previous mortgage company and I found that I couldn’t use them because it was a manufactured home.

    The communication with 21st was lacking and too many parties were involved between the broker and the company. They repeated request for information that I had already provided. Every time a couple of weeks had passed, they’d say they needed another pay stub but I gave them all my pay stubs. Now it's less than two weeks and they want another pay stub and I haven’t even gotten paid yet. I was receiving some information via email and some large packets of mail. I would get two pieces of mail a day, six pieces of mail a week then nothing for two weeks and get emails, so I didn’t know which to open and which to respond to. The documentation was unclear. When I would call they would say that they don’t need it yet, but might.

    There was no sense of an overall plan from day one. There's no "Here’s the timeline. Here's how this is going to go. We're 21st Mortgage and we're going to help you and over the next X number of weeks on average, these are the kinds of things we're going to need and this is why and this was what." Things were coming at me out of the blue. I travel for a living and I would get some demand all of a sudden for an additional bank statement. I'm a very highly qualified buyer, so it was really frustrating for me.

    The process took several months. I thought a $300,000 home was much easier, quicker, smoother, more communicative and I felt a sense of partnership with my mortgage person. But I felt it was almost combative. It was like 21st Mortgage was not my partner trying to help me. It was like a competition. It wasn’t even like they were doing me some favor. It was like I was a disruption. I didn’t have a right to question anything. I didn’t feel like a valued customer and a client at all. My advice would be that in the beginning of the process they provide some sort of high level timeline and documentation that might be needed and when something is needed, why and when was the reasonable turnaround time to provide this documentation. I would not recommend them to anyone and I would never use them again. If I could have used someone else, I would have.

    I never financed a mobile home before and 21st Mortgage was pretty much at the top of the list of companies that do that sort of thing and everything worked out. Ken, my contact, did an awesome job. The only thing that I ran into was the owner that I bought the house from had to come up with a tax certificate, showing that the taxes were current. 21st would not accept the Mortgage Certificate and the State of Texas kept saying, "This is the only certificate we have. If they don't accept it, that's their problem." It was a pain because I went back to the tax office for four different occasions. The manager at the tax office called 21st Mortgage and he got it resolved for me.

    I had no choice of the Mortgage Company when I bought my Mobile home. I traded in an old double wide and was told I HAD to get a single wide plus other requirements. I own my own land which is paid off. The interest rates are high because I had no credit but I had to get another home due to the condition of my old one. The first year went pretty good and then I went through rough times (single woman). I was late on payments but not over a month as I get paid once a month.

    When I went over a month, it was on. The first person you talk to is always so sweet and then you are put on hold to talk to the not so nice. They told me I needed to let all my other bills go and pay them first. Really? I was told I better borrow money from family too. I dont do that! I do not have not one credit card to my name and I am going to have car, utilities and food. Not paying my other bills will just put me deeper in a huge mess. I had $500 of a $620 note I owed one month and the Man didnt want a partial payment. What?

    I sent it anyway by MoneyGram and in a couple of days I sent $120 by MoneyGram. I've never heard anybody refusing any payment like that. I asked for help by the end of Sept. They made a deal and said they paid one payment for me. Really? I know how this works! It's put right on the tail end of all your payments. This Man swore they paid it. I know how that works. I've done my research! Well I couldnt pay the payment exactly when they wanted it and he was twice as rude! I get paid once a month from my main job on the 25th. He could not wait.

    I also told him by December it would be totally caught up and paid ahead. It didnt matter to him at all. He wished me luck and hung up. This Company has been my worst nightmare. I admit I've been late and I will say I'm not that behind and when I catch up; I will pay ahead and never be late again. Sure; it's my fault for these problems but I cannot understand how they can be so rude to you. My advice to anyone is dont be late folks cause this has been a learning experience for me.

And 21st Mortgage Corporation was one of two companies that we found that could actually do that for us and we just met their bare minimum. The process took a little bit longer than expected. I'm still waiting on a phone call because I called them the other day, and they said they'd call me back the next day, but I still haven't heard from them. I called them about my insurance because the insurance company said my insurance lapsed, and that I hadn't paid the bill. However, I know that I had paid upfront through the 21st Mortgage. They could do better in communicating. Some of the things that they said were going to get done by a certain time wasn't. They told us the girl who was supposed to handle the insurance payment was on vacation and won't be able to do it until next week. Plus, they didn't know she was on vacation.     We're getting closer to retirement age and we wanted to have something that we could have paid off by then, so we downsized from a pretty big house and properties to this mobile home. We needed a loan for that and a lot of banks and mortgage companies won't deal with mobile homes, so we went with 21st Mortgage. Their website is very user-friendly but their reps were slow and didn't communicate. Even our real estate agent could not get in touch with anybody.     I am making improvements on a mobile home, and I don’t own the land that it sits on. I’m renting the land at a park and 21st Mortgage is the only mortgage company I know of in the United States that will loan home improvement on a mobile home that’s in a park. The loan process wasn’t bad. But since I’m in California and they’re in Tennessee, there were a couple of times where communication problems happened such as sending and emailing things to them. They wanted my original title and I sent them a copy then they sent me one of my titles. It's simple things like that which I had to receive more than once and resend it.

    If I had my parents’ $50,000 original sales receipt when they bought the mobile home, 21st Mortgage would’ve loaned me $44,000. But since I didn’t have the receipt, I paid $300 for a person to come out and estimate my home. Unfortunately, the people they used don’t consider comps. And so, they don’t consider my home worth $60,000 and only loaned me $30,000. But other than that, it’s been really fine with 21st Mortgage. I have the loan set up to where it comes right out of my checking. I got the check they sent at FedEx and it includes my insurance. 21st Mortgage wanted that and then they had to put their name as the lien holder on my mobile home to state. Overall, 21st Mortgage was thorough, efficient, and timely. They made an exception of my case about not having the original sales receipt, and went ahead and loaned me the money. They did exceptionally well.

    I was looking at homes and mortgage companies and I knew I had bad credit so I was trying to find a company that would work with me. When I first contacted 21st Mortgage, they told me that I needed 20% down then the loan over a certain amount. So it was the best choice for me as far as my credit issues at the time. The communication with everyone was great. Anytime I had any questions, I emailed or called them via phone and they got right back with me. Everything, as far as that, was really smooth. But the process turned into a little bit of a nightmare. They were helpful to a certain extent but there were some stuff that I wish they would have told me sooner so I had more time to plan for it.

    For example, when they quoted me the 20% down, I thought that's all that was needed. So I found a house and it met all the requirements. Then after I got the pre-approval, when I only have a month or two left, they told me that I needed to fix my credit issues. I said that's why I was putting the 20% down, but I ended up having to pay another $3,000 to take care of some credit issues that they wanted me to clean up. And they weren't willing to work with me on any payment plan. So I had to bust my tail and get that stuff taken care of before they would complete that process. It was very stressful there for a minute. But at the same time, we all pushed to get it all done and I'm glad it's taken care of. So I'm satisfied and I'm going to stick with the company and see what happens from there.

    21st Mortgage Corporation made the whole loan process easy and smooth. The broker where I had purchased my mobile home from had been using them historically and had a good relationship with them. It took three weeks to finish the process which went a lot quicker than I expected. My only frustration with any of it was that it's a little different than the stick-built homes. There's almost a 24/7 ability to communicate and there's not so much here.

    All of my transactions were done mostly with the broker and I’ve had very limited contact with 21st Mortgage's reps. They’re in Tennessee and we have a three-hour difference, and because I’m working, 21st would be done for the day by the time I’d be able to address anything. So, if I have questions, I’d deal with the broker and they would do the communication with 21st. But the people who I’ve dealt with during the loan process knew all the ins and outs, and what to and what not to get worked up about. They would also send things in the mail for documentation. 21st also asked me if it was okay to get my insurance set up and I told them that’s fine. I know mobile homes are difficult to get insurance, but they automatically did that. The rates are competitive too. I'd recommend this company.

    I found a property in a park and because I had recently filed bankruptcy, I was not able to get financing through the park itself. I searched online and 21st Mortgage Corp was one of the companies that I had found. The first one did not reply to me. The second one was 21st and I received a very quick response that I was happy with. 21st and the representative made things simple but the seller was the only difficult one who dragged the process to two and a half months. The seller was not very forthcoming with the information that was needed by 21st and me. And the drawback is because the seller was out of state, everything was being done via email and fax. They just weren't providing me information that either of us needed in order to move forward.

    Even so, I loved the rep, Ken. He was fantastic. If I needed him and if I couldn’t reach him by phone and send him an email, he would respond very quickly, and we resolved everything very quickly. The only thing that I was not told about was that my homeowner’s insurance was being escrowed. That was not disclosed to me. I was told that I could either get homeowner’s insurance through 21st or I could obtain it on my own. And I obtained it on my own through my auto insurance, because I got a discount. And then when I received my first mortgage payment, it included 1/12 of my homeowner’s insurance so my mortgage payment was $30-some odd more than I had anticipated. That was a little bit of a shock but the fact that they were financing the closing cost, everything, I found a lot of that to be just awesome. I couldn’t have been happier. All in all, it was easy and accommodating. I would recommend them in a heartbeat.

    There was a very limited number of corporations that provided financing for a mobile home or a manufactured home. 21st Mortgage's interest rate was a little higher than what we wanted, but we didn’t have a whole lot of companies to select from. However, our experience was very good. We worked with a very good broker and he communicated well with us. He was very personable and we were happy working with him. He requested a lot of documents but that’s typical for this type of loan. He kept us updated about three times a week. We got the automatic email alert every time documents were entered into the system so that was an interesting change. I never experienced that before and I liked it.

    What I really liked was his initial call to me. He was very professional and very friendly during the initial interview process to decide whether they were going to accept the loan. He explained the process to me because my concern was that they were asking for so much information and it's all very personal financing information. I questioned that and I asked him what was the need for a bank account number. I can give him my bank statements but I would have blocked out my numbers so that there was no other access to it and he told me I wasn’t allowed to do that.     We were living in a mobile home that was in my mother-in-law's name and she was quite ill. We were rushed trying to get the financing to pay off her loans to get it in our name and 21st Mortgage Corporation offered a lower down payment. However, the process was lengthy and it shouldn't have taken that much time. Plus, one day, I called them and they were totally gone and this was just before we were supposed to get our financing. I tried sending them emails but I got a thing back that said that email address no longer existed so I tried to call the phone number there and it said that the extension wasn’t a real one which was scary. So I had to find out who I was supposed to contact because they didn't contact me right away but we were able to contact someone and suddenly she finished it off with no problem.

    We've set up the payment to be automatically taken out of the savings account but they didn't take first payment out the day it was due. We got a phone call the next day wondering why we didn't make a payment and I questioned why they would do that. First of all, they have a grace period and second of all, they were supposed to get the payment. But then somebody said that the first payment doesn't go through right away so they usually call to follow-up on it. Plus, we haven't had any trouble since so that didn't turn out to be a big problem.

    We applied on March 20th and it was funded around the 1st of June. It wasn't perfect but we were happy and I would definitely recommend them. The whole situation was so stressful and complicated but they worked with us to get the loan financed. It was a good experience and my mother-in-law didn't die in the middle of the process either. They also worked hard to make an accommodation for our experience because it was a strange thing.

    We were not given a choice on our mortgage company. We would have preferred Southside Bank in Tyler, Texas, but we were told that 21st Mortgage was the mortgage company that we had to use during the construction phase of purchasing our house from Solitaire Homes. We are getting ready to refinance through Southside Bank and this has cost us an extra $8,000 dollars in closing costs. We were not happy about it. Another thing, we applied for the loan in January this year 2017. We had a small home equity loan attached to the property that we were going to put the house on. It was on the credit report, and for six months, 21st never made a peep about it.

    However, on May 31st, they threw a fit because they could not finance a house that had a home equity loan attached to the property that it was supposed to go on. My husband and I have extremely good credit. Our credit score is 810 under the FICO rating, and we were not given a fair interest rate. We were given 5.9 and our bank is going to give us a minimum of 4.9 if not lower than that. That’s another reason why we’re changing. We have had nothing but aggravation with 21st Mortgage. The experience has been poor and very unprofessional. We would never recommend them to anybody else.

    I am active duty army and I been paying my mortgage on time through allotments and somehow the mortgage company lost one of my payment. They would not research on their part to see if it was an error, they rather say the mail system lost it and want me to pay double. They have horrible customer service and they have no clue on SRCA, because they reported that one payment late!! Due to their neglect in investing on where my one payment disappeared to. They never dealt with military service members because me explaining what an allotment was and how it was processed was very painful. And I been paying them the same way for 4 years. Makes me question why are you not electronic. They are living in the Stone Age where payments can be mailed to them and but your payment better not be late. Beware!! This company is horrible to military members and veterans who serve this country!!

    I searched on Google for finance companies for mobile homes and 21st came out and I was looking for repossessed trailers and they were the first people I applied to. The approval was fast but the rest of the process was agonizing. It took a lot longer than I expected and the down payment and the interest rate was a lot higher than I anticipated for what my credit was. Not to mention they had difficulty pulling up tax information and everything that I was able to look up on my phone while I was at work in a concrete truck. It was disappointing and painful. I spoke with one representative and he was a pleasant guy to talk to. He wasn’t rude and was always polite but he was difficult to get ahold of. He wasn’t very responsive when I leave a voicemail and a lot of times, I would eventually have to call him back the next day or the day after that. Everything was done through the mail as far as document signing.

    A mobile home in Ohio is treated the same as a car but it has an auto title that’s transferred via the title office. $1,000 for closing was quite much. It’s just a fuzz less than what you pay for a brick and mortar house closing which is extensive. Cars simply tack on a bunch of fees. But it was convenient getting an insurance for the mobile home through them. I wasn’t looking to pay interest on an insurance premium but I didn’t have the cash to pay the whole premium upfront. Making a payment to 21st is painless so I appreciate their process. I got a coupon book and that was nice. A lot of companies don’t do that anymore.

    I went to a credit bureau and 21st Mortgage Corporation was referred to me by a loan lender, Quicken Loans. Chad, the guy that works for us, was really good with me and he didn’t leave me. Every question I asked him, he had an answer for me. I did everything by either talking to him on the phone or by email and it was different because I’m not used to doing that kind of stuff.     21st Mortgage did mobile home financing. Usually, if I called, I got an answer very quickly. There were some delays in our loan process and it took a little longer. There were some mistakes, but they were not major one. For instance, they mailed a contract to the property we were purchasing which has a physical address but there is no mailbox and that delayed things by about a week and a half by the time FedEx got it back to them and sent out.

    I tend to know my job when I speak to other people and I assumed they know a lot about it also but they don't, so I have to slow down and do a lot of explaining. They are in the financial business, so there were terms that were used that I didn't understand that I had to go back and ask about. The only thing I thought they could've done better was layout the process a little bit better for me and let me know timeframes for when things were going to happen because when I hadn't heard from them for a week and a half, I had to call them. Overall, the experience is satisfactory and pleasant. It was easy to do except for a couple of little issues.

    Each time I have contacted customer service in the past I have almost always had to deal with someone rude so I avoid having to deal with them at all. I contacted customer service a week ago to get some forms I needed sent to me. I was told I needed to send a signed written authorization form so I did that. I was told it would take 24 to 48 hrs to receive the information I requested. After waiting over 48 hours and not receiving the documents I called customer service again. They stated that they had sent the forms but I did not get them so I asked them to resend. I was told that they would resend and that I should get them within the next 15 minutes but the forms never came.

    The next day I called and spoke to a young lady who was very nice and apologize, asked me to check my fax machine and number and I decided to simply give her another fax number just to make sure there were no issues on my end. She told me to call back once I sent in another signed request form and that since I had so much trouble she would try to expedite the process and fax it to me within 30 minutes or so. I then emailed the new signed authorization form, waited 30 minutes as the young lady had asked me and called back.

    When I called back another young lady answered the phone. I explained the situation to her and she told me it would be another 24 to 48 hrs before they could fax the information to me. When I explained to her that I had already been waiting over a week and had just spoken to another rep that said she would try to speed up the process since I had waited so long she became even more rude and said that she and others were going to lunch and that she couldn't make any guarantee that they would send it out before the 48 hr window. I then asked if I could speak to the young lady I had spoken to earlier. (The kind one that said she would try to speed things up). This rep, the rude one, stated again that she and others were going to lunch and that she could not guarantee I would get it before the 48 hr time period.

    I ended the call by thanking her for not being helpful. When I applied for the loan everyone I spoke to was polite and kind. But dealing with customer service for anything has been a negative experience for me. I don't believe it is everyone in that department but there are definitely some people in that department that need to learn how to communicate with their customers or they need to find another place to work. Their poor communication skills and bad attitudes are definitely not helping this company to grow. I will post again when and if I ever get the documents I requested.

    Everything was good and went smoothly with 21st Mortgage. The process took a long time but it finally happened. But when we changed the homeowner's insurance company, they redid the paperwork and instead of refunding me the $2,000 that they charged me for the insurance, they refigured everything. The lady who helped me do the paperwork had a client coming in and didn't explain each page when I signed it. I signed it in front of a secretary and they put little exes on everything. When I got home and opened up the paperwork, it says that in case of my death, 21st Mortgage would take the house away. I was absolutely devastated with that so I called them up and tried to talk to them about it but they wouldn't talk to me. Their rep said something about having to contact the right person and that they would get back with me. But they have not gotten back with me to explain what happened.

    I'm building a new horse barn and a new shop. That is about $50,000 I'm putting in to this property and I'm mad that they're just going to take this house away from me, kick my wife out and take my horses. I have had five homes and nobody has ever said they were going to take my house away. 21st Mortgage's rep said that's between me and my family when I pass away. She said my family will be responsible for paying off the mortgage and that I have a life insurance policy that will do that. Once I pass away, my family will contact them and somebody in the family will step up and take over the payments or they will pay it off. But they just said they were going to take my house away so I was very upset and I still am.

    I am going to keep trying to reach them about it but I'm just so busy right now. The first time I dealt with them, everything was explained to me. They were so nice, so sweet and so kind. I signed and walked out a happy man. Then they pulled this garbage and redid the whole thing. It's like they stabbed me in the back. But the lady asked me to mail her back a copy of that last page. I found it yesterday and I'm going to send it back to her today.

They required a lot of documentation and stuff but I understood why. They wanted to make sure the loan was going to be secured and that we could afford to make a payment. Any questions that I had, the rep was able to answer them. And we were able to work through some of the things that they had questions on.

    They sent out a list of all the documentation that they needed, and then we went through Solitaire to purchase our home. Solitaire had a different list than what we had than what they were sending to us. And they weren’t requiring the list that they were sending to Solitaire. It was like there were two different requests for documentation. If they need this documentation, it should be the same across the board, regardless of whether we were doing it on our own or purchasing our house from whoever. That’s the only thing that might need to be streamlined. Nevertheless, I’ve got a positive experience with 21st Mortgage and I would recommend them. They were very easy to work with, and for the most part, organized.

    The manufactured home dealer I’m buying from was using 21st Mortgage. We went through the typical stuff processing the loan but they were faster than if I’d gone to a normal bank. However, I usually can't get a hold of the reps when I call then I’d just hear from them the next few days. On one hand at the front end, I think that they embellished on how fast it would be. I can't remember if it was them or the manufactured home dealer that said it should only take a few weeks but it ended up taking a few months. There really was no reason for that but I do have a suspicion that 21st Century and for the most part all of the manufactured home lenders are owned by the same company. It took them a long time to do very basic stuff when they had all the information. I sent all the information up front and they asked for stuff again that they already had. That's not uncommon but that's what happened.

    21st Mortgage knew what they were doing but the process was not as competent as I've had in the past in loan lending. I've owned regular houses before we got a manufactured home, so I'm not unfamiliar with the mortgage process. It's a little bit more expedient than a mortgage for a regular house and I would give them that. However, it wasn’t going in a systematic manner and the interest rate is relatively high compared to the credit union or a bank but I'd use them again for the same thing and would tell people about them.

    21st Mortgage was referred to me by my home manufacturer. Everybody was friendly but the home loan process was not easy. Instead of having a list of well-defined things that they needed, it was one thing after another. They would say, “This is all we need,” and then I would get another phone call and they said, “Oh, we need this now. And now we’re going to need this information. And now we’re going to need this information.” So it seemed like that belabored the process quite a bit rather than just going into it. And it was just basic information that they didn’t say upfront that they were going to need.

    We had some delays just in the construction piece of ours, so the actual loan process got extended and so it wasn’t through any fault of 21st. But part of the issue that I had was that we kind of went through a construction phase, so instead of having the loan be fully active all at once, we had a period of time when we had to make what they called stage payment, where it was paying the interest that would have been due just for the portion that we had already borrowed. And during that time, it was very difficult to find people who knew anything about the loan definitively.

    Also, trying to make the payment was a headache. It wasn’t just calling the regular 21st phone number and you couldn’t go online as well because they said the account wasn’t active. Even the consultant that I originally dealt with on the loan didn’t even know anything. There was one group of people, like the land home department that handles these stage payments specifically. And anybody else I would talk to would say that I didn’t even owe a payment, that I had a zero balance and not to worry about it. And then I got a call from my home manufacturer saying that 21st is calling and telling them that I need to make my payment. And then they were trying to charge me late fees even though I have documentation where I called four different times trying to make the payment.

    And then I wouldn’t get the monthly statements until the 11th of the month, and my payment was due on the 15th.     21st Mortgage had the best rate. My experience with them during the home loan process has been fine. We have a solid credit and 21st Mortgage called us the next day after we applied and said we were approved. The only problem is I got a bill that said my payment would be due on the 1st of September. We just moved in because we had to get our stuff out from storage and we had no choice. The contractors painted everything with black paint and the windows were dirty. They didn't sand down the walls when they put the texture on and there are bumps all over it. They've got some stuff to fix and they're supposed to be back. The house was a mess and they still have work to do with it. I had called 21st Mortgage because I didn't want to pay a payment until 45 days when it was ready to go. They said they would call us back and they haven't called yet.

    We moved here from Oregon and it is so much different in Texas. Oregon has pretty stringent rules for the consumer about the product being in good shape or is represented to be. I'm telling this because the people at 21st Mortgage ought to know what they're financing. Their reps and I have been over and over this issue with the house. It was kind of a mix-up on work and I didn't want my husband to buy the house but he thought he was saving money. I think in the long run, we're going to put out more money than what he would have saved because we'll fix it right. As far as the soundness of the house, my son said that the structure is built well. It's just the sloppiness of the painting and the interior work. Overall, 21st Mortgage did a good job, but they need to talk to those contractors and tell them they'd better get their act together or their mortgage company will go bankrupt.

    21st Mortgage was the only mortgage lending company that would handle the type of home I was buying. It was a single wide 1970 mobile home on a plot of land. But the loan process took over three months to close. I had to send the same documents multiple times. For example, I sent my wife's two-year work history five separate times. There was an error on one document that was submitted early in the process and ended up holding us up at the end. It took them this long to catch it and it's a little unprofessional. When I first talked to them, they pre-approved me on the loan and said, “When we get the appraisal done and get all the paperwork in with the appraisal done, that should take about a week and we should close about two weeks after that." I was figuring about a month and it ended up taking over three months.

    But aside from it taking awhile for the information to get to the places it needed, everyone I spoke to was very knowledgeable, courteous and friendly. There was a little confusion in the appraisal process, but talking with the closing agents at the title company, they did mention the appraisal and I said I haven't gotten a copy. The title company called the mortgage broker and said, "The client here hasn't gotten a copy of the appraisal." And Joy who's with 21st Mortgage immediately emailed it to me. So, they’re very prompt when you get a hold of them and the agent was really easy to deal with. And they're a good company to work with if you have a tricky mortgage, but as far as a traditional conventional mortgage, I don't know how they would be. But if I was buying something that was a little different than a stick built primary residence and it needed a little extra that typical others can't do, I'd go with 21st Mortgage again.

    We were purchasing a manufactured home in California and a lot of the lenders didn’t want to work with that. With the manufactured homes, like Palm Harbor, they build it at the factory, then they move it to the location and put them on the ground. If you move it from that location on to another piece of property, you can’t get a conventional or FHA loan. But 21st Mortgage was willing to deal with them and we had an absolutely excellent experience.

    We worked with Scott and he’s just outstanding. Whenever we call him, we could be on hold for maybe a minute at the max, but he’d always answer his phone, or he’d get right back to us within five minutes. He walked me through the whole process and took the time to explain things simply. He did one hell of a job. We completed the process in about 40 days and it went really smooth. 21st Mortgage is an incredible company. They really helped us out on a mortgage that nobody else wanted to touch, and they really worked with us, made sure that it happened.     The place where I bought my mobile home from had dealt with 21st Mortgage Corporation before. They picked them for me and everything went smoothly. 21st Mortgage contacted and talked to the trailer place more than me and then I dealt with the trailer place. 21st Mortgage sent us plenty of paperwork when we needed it. Some of the documents we had have to be duplicated since 21st Mortgage was going through the mobile company instead of me. 21st Mortgage sent the documents just as quick as we wanted it to be. They also sent me my payment book so I can make my payments on time. However, I haven't received it yet so I called and asked them how to make the payment without the book and they talked to me through that in case the book didn’t get here in time and it was all good. They sent me the stuff that they needed from me and I sent it to them. They told me it would take 10 days to close but it took me three months. It took me from May 10th until the beginning of August to get a loan. Also, I could never get anybody to call me back. I got a voicemail from Joe and left him a voicemail three times a day. Sometimes, he'd email me back and say he would call me whenever there was an update. Two weeks went by and I didn't hear anything from him. I left another voicemail and he never called me back through the whole experience. Overall, it was a poor experience with 21st Mortgage.

    21st Mortgage financed me with the mobile home. There were problems, however, with communication among the mobile home people. It seemed like nobody knew what was going on and there were opposite stories every time I asked a question. They should listen to the customer and investigate what they said they were going to do then get back with the customer, instead of letting it go on.

    The 21st Mortgage reps also had me going through different department every single time. And so, that department didn’t know what I was talking about because it was in the other department. Then I moved on to the next department. It’s like a state, government-run, so nobody’s accountable. But I like the 21st Mortgage people now. They’re working with me, because I’ve had issues, and they want to get the loan. They’re helpful and they portray a sense of concern over the phone, actual concern with you in trying to help you. So, that’s nice to hear every once in a while, even though it’s not genuine.

    21st Mortgage specializes in mobile home mortgages. And because of the property that we ended up buying, we went with them. Our experience during the home loan process was mostly positive. We had a few hiccups, where I constantly had to be checking back in with our loan person. And also, there was a couple of times where documents had to be re-sent. The representatives were good. But we had a little bit of trouble getting a hold of them too. They were working on so many accounts at one time and it made it difficult for them to be able to really focus on each individual case. All in all, the process took seven to eight weeks. We originally had started with them, and then our buyers backed out and then when they came back and reaccepted our offer we started the process over again.

    Aside from 21st Mortgage Corporation, there are no other companies that finance a mobile home. They were also easy to work with. We communicated through emails and whenever the rep needed paperwork, he'd give me a checklist as to what he needed, and I'd get it all together and send it all back to him. When he went on vacation, I didn’t bother him, and in the same way, he didn’t bother me when I went on vacation. Everything was great.

    It took no time to get the process accomplished through them but to actually close on the house took two months because the house wasn’t completed after all the hail damage even though 21st Mortgage and I were ready to move. For example, our house didn't get delivered until later and then we didn't get to move in when we're supposed to.     I dealt with Jonathan at 21st Mortgage and working with him was awesome. He took care of me. However, there were a couple of things that 21st Mortgage had me do that most other companies do not require. I sent them my W2 and three different check stubs and yet they wanted my employer to fill out a five-page report, which was way overkill. The report was on my status at work with a bunch of questions such as how much I might be making in 10 years. My employer does not do it for anybody but they did it for me because I'm a good employee. That one thing was very aggravating to me. I also had to send them copies of my divorce. One of the reasons I got the mortgage was because my ex-wife and I had to settle a property and I was getting it all in my name. We started the process in early March and it got finalized in July.     We're looking for mobile home loans and I talked to a couple of property managers that recommended 21st Mortgage. At first, it was a little slow and the guy that we're communicating with would email somebody else's information back when we emailed him, and this happened five times so we kept having to redo paperwork. We would also ask him questions about the loan and he would tell us something that wasn't related to the question.

    My girlfriend specifically had a lot of issues with it. There were eight things she was frustrated about and wasn't given the feedback. She also got two different prices from the guy and we got it figured out. It was us who had to go and ask him instead of him like, "Hey, I got this paperwork. Here you go." There were also a couple of things he didn't tell us about until the last moment. When we talked to the property manager, he helped us talk to somebody else and he was magnificent. The guy who took over the process was pretty helpful and handy. He got it straight up quickly. Overall, the experience has been satisfying and right now we're happy.

    My realtor advised me on getting 21st Mortgage. The loan process went very quickly and I didn’t have to wait too long for the answer. Now that I live in the home and looking back, some things that were wrong about the mobile home were overlooked and I didn’t have a chance to investigate. There were mushrooms going into the carpet from the outside and there was a refrigerator shelving that was missing. The realtor said that the seller had meant to purchase that missing part before that’s shipped out but in the end, that cost over $150 at least. Also, I didn’t know who’s supposed to transfer the car title to my name, but it was supposed to be done and I have to take it through the office here. I felt that I was not well-informed about the park rules either.

    I was never in contact with any rep and I was never encouraged to do so. During the closing, I had expected a representative from 21st Mortgage to be there, but I was told. “This is all this is. You sign here.” Part of it was my fault and I should have been more assertive as far as wanting to know about this and that with the mortgage or calling 21st Mortgage or had been wiser before I went into the purchase. But the realtor did that work and I'm not satisfied with what she did. It was almost like she worked for 21st Mortgage so I wasn’t very happy.

    I was looking for a mobile home type loan and my realtor recommended 21st Mortgage. I was very pleased with the responsiveness that I got from them. They answered right away and if they didn't approve it immediately, I would have lost the home that I got because right behind my putting my bid in, six other people came in. their person, Chris, was excellent. I was able to contact him, left and right and I got all kinds of answers. It was easy to get the documentation he needed from me to him, which is another thing that I really like. But there was a mix-up between my title company, North American Title, and 21st Mortgage. My homeowner's insurance, the money for it and the connection between those two got set aside and nobody could find the money. So, I'm getting a notice that my insurance would be canceled if it doesn't get paid and 21st will pay it when you get the money back because North American Title is going to get it back.

    We then found out the check that North American Title had sent was never cashed. The 21st Mortgage's check has been processed and as soon as the other check from North American gets cashed in, I will return the money back to 21st Mortgage. They didn't have to do that and I could have paid it myself. But they said, "This is on us. This is between the title company and us and we will take care of it for you."

    I couldn't ask for a better experience. A year ago, I tried to go through another company that I happened to find online and it was horrible dealing with them. It was the worst that I have ever come across. It took a month to get approval. I was so disappointed in that I quit looking for a home for a year. And then 21st just happened to fall on my lap. Within 24 hours, I had approval.

But other than that, they were awesome and the home loan process was fine once I had submitted all the proper documentation. The problem I had wasn't any fault of theirs. I'm a server and therefore it was hard for them to determine my income, so that made the process more difficult. Then, with today's technology, I couldn't just go back to my employer and get all my records, but had to go to hoops.     My wife's grandparents already had the account with 21st Mortgage and we took it over. Both grandparents have been deceased for a long time and we were trying to do an assumption to get it squared away. They started with an assumption, then, they turned around and said that we cannot do an assumption. Then, they started us down another road of a new loan. But they then came back and ask why we're doing a new loan. It's really confusing.

    When I was creating the loan, they got the dates wrong with the money side of the house and the offer closed before they said it would. In other words, they told us we were good until the 29th of June and it actually closed on around the 15th of June. So, we had a mess with paperwork all over again with the title company. They don't know what they were doing. Either they got new people in there and don't know what they're doing or there seems to be a lack of communication where one hand isn't talking to the other hand. The loan people or the actual bank money side isn't telling 21st, and 21st isn't telling the title company. Then I've got five different payment books in four weeks and they called and scream and yell at us because we haven't made the payment. The one book said I didn't have to pay until August 15th. The other book said July 15th. Also, the prices were different.

    My wife has handled a lot of this and has had to talk to the manager several times seeing that it was her grandparents' house and we've been living here from day one. We've got it squared away. But it's been tedious. It's been some issues with the whole thing. I just got another payment booked the other day and I don't need any more trouble with them than we already have.

All I had to do was to call them and it wasn't very pleasant, they didn't give me a lot of information and the interest rate wasn't working as they said.     21st Mortgage was the only company that let me have the money for a modular home and didn’t require a foundation under it. The underwriters, though, caused a bit of a problem wanting so much paperwork. But I know they have a job to do. Even after my loan guy had the loan back to them, they dragged their feet on the approval department. There were things where everybody had plans to do it on a certain week and that fell through and it didn’t happen til two weeks later. So, everybody had to change their commitments to another day. That’s the only problem. Other than that, everything was fine.

    Also, although Joe, the salesman, was great, his people that he goes up lying to wasn’t that hot. My realtor has been selling houses for them and she’s had a bad experience with them too. As soon as I can get a foundation built under this house, I’m going to refinance through the bank. Overall, they’re good. The closing and everything went smoothly and I’d use them again if I had to.

    I went around to different places but there wasn't really that many choices for manufactured homes. The person I was buying the home from said that 21st Mortgage Corporation is who he went through so I chose them. Their rep was really nice, polite and on the ball. I emailed most of the time and he got back to me almost instantly every time. He's willing do anything he could to help me and I really liked him.

    The process took a long time but the only problem I'm having is that they sent out an inspector and he sent in his report saying everything was good. But then I moved in and found out that the floor in the washroom is all rotting out. he had cut a big hole had been cut out of the wall and there was a big leak underneath. It's full of mold back in there, and up above it, the whole floor is all mushy in my bedroom bathroom where my tub is just like in the washroom. The floor's going to have to be replaced and I can't afford to do it so I contacted the homeowners to see if they could help, but they haven't gotten back to me and that was about three weeks ago. I'm really discouraged about it.

    We were having issues with the company that the mobile home park recommended to us. I started fiddling around the internet and looked for other lenders. I saw 21st Mortgage and read all the reviews that I could find on them then I went to their actual website and read everything. After looking at other companies I found online, I decided I liked what I saw with 21st and was impressed by some of the reviews. I had our real estate agent reach out to them. They answered her immediately.

    We wanted a local vendor and I noticed that their headquarters was in Tennessee and we thought it might be an issue with the West Coast and Midwest area especially with the time difference. But from the first dialogue we had with them, they were spot on. Having a three-hour time difference, I've never seen a company get back to you right away and answer your emails, phone calls, and questions. We started the process with them and in two days, they got things that we had been struggling for almost a month to get with the other company done. We called the other company and said, "Sorry, we're done. We found somebody else."

    We had been renting for almost 12 years, and we were in a lease to own with our landlord. And he, both business-wise and personally, went belly-up and lost everything. And so, we had about 45 days to vacate our house and we're a family of six with a collection of stuff over a decade. So we had to find something very quickly with very limited resources because up until six months ago, we're a one-income family.

    As soon as we let the 21st Mortgage agent know what we were going through, he said, "We could probably get you through escrow and it goes 15 to 30 days." He said that it shouldn't be an issue. He knew the time constraints and worked no matter what issue we had and we got through escrow in 17 days. The fees are a bit more than what we wanted to pay but for our particular situation, we were okay with it. We can refinance later down the line and get lower rates. But considering what they were able to do for us in the time frame given, I would do it all over again with 21st.

    The experience and professional relationship with our originator was good. All of our emails were answered right away and he was always available by phone. The underwriting department for this company is AWFUL! Twice I had to do their job which caused delays in the process. Closing documents did not include funding documents as they were supposed to, which again caused delays. This process took weeks longer than it should have. I am grateful for the loan and have not had any problem since then, but I have not had to deal with them yet again either. I am grateful for the loan, but I will be looking elsewhere first for our next loan.

    The community I was purchasing my mobile home from uses 21st Mortgage and so I used them. But it was hard to get ahold of the loan officer that I was assigned to. I had to call multiple times to get something done. I felt like I kept getting pushed back a little bit. I was asked multiple times for certain documents, and everything that they needed was there. But everything worked out eventually. We're settled in and we're good now. Jason, the final person that I spoke with, was awesome. He helped speed everything along. Overall, 21st Mortgage has some pieces they need to improve on. We probably would not use them in the future. It seems like there's no communication between anybody over there.

    Nobody else other than 21st Mortgage would give me a financing option on a 1968 mobile home. For the most part, it was really good. It was a little cumbersome because we were having to deal with a different title company from out of the area. I understand that with the big company like 21st Mortgage that’s not always feasible, and that they have a contract with this title company because of the nature of their business and their financing. I think it would have been a lot easier to use the local people in our community rather than sourcing it out to people who don’t know the community that we live in. I live in a very small coastal community and we are very much about helping the locals here. All in all, I had a good experience with this company. The representative there was wonderful. He was very helpful and if I called him, he was always quick to respond to my calls, my emails, and to my questions. He had stayed in very good contact with me.

    We were gonna go with another mortgage company, but we didn't qualify for it because we had to have outstanding perfect credits. 21st Mortgage Corporation was the second best and then the mortgage brokers that we went through recommended them. However, it became a long process to deal with because it was almost easier for me just to give the information to 21st Mortgage than it was to give it to my Realtor. Then the person that was selling the house wasn't communicating very well with 21st Mortgage. But the process was really easy and we got in, so I was happy.

    21st Mortgage did an excellent job. They were courteous and they returned my calls. There was one time that they actually returned my call after hours because of some issues that I have. It was on a Friday at 6:00 when everybody was gone, but they still returned my call which is really awesome. They went the extra mile. This is the first house that we ever owned ever and they made it really nice and really easy for us.     I was in a mobile home park and the manager of that park suggested 21st Mortgage. I didn’t know any other company so I got a mortgage with 21st and it’s been great. However, the process did take a little bit longer and it was a little harder going back-and-forth. It would take days for one thing to go through and then I would call. And it took almost three months to do everything. Nevertheless, the reps at 21st were great. Everybody was super helpful and friendly.     We have been comfortable and pleased with our experience with 21st Mortgage. One time, they missed the payment and that was a misunderstanding. We had not received the statement ‘cause it was going to the address in Oregon. But later my wife communicated and now they automatically text every month from our account so it made it more streamlined.

    There were so many variables that delayed the process but they were necessary to consider. But that was not my or 21st Mortgage's fault. It was a part of must-do things before the completion of this debt. Overall, they were helpful and I had a smooth and streamlined experience with them. Everybody was prompt, efficient in helping and professional all the times so my experience was positive overall. Everything was as expected and I didn't feel any deficiency.

    The only thing that I am not 100% happy is the interest rate. But that was something that we accepted and I hope that we will be able to overcome. Also, maybe we can change the payment and add some more initial payments and instead of paying interest, it would pay more to the principal. I’m also hoping that they may shorten the entire mortgage period from 10 years to 3 years.

    I went with 21st Mortgage because my credit score did not allow me to go with the lender I wanted but if I have a choice at that time I would have gone with someone else. They dragged the process out unnecessarily long saying they didn't have documentation that had been sent and I saw documentation that certain things had been sent and they were going, "Nobody never got, we never got that." Then when I got one more letter from them saying what they needed, I call to say that has been submitted.

    I told the rep that the documentation was submitted on such and such date. He said, "Well, you realize that you're not the only customer I have to deal with. I have 500 other customers" which I replied, "And I'm sure that I'm the only that is not unhappy with you." He then told me that there are lots of lenders out there and that why don't I just go find you another one. I said, "Oh no, I am too far into it with you guys and I'm going to stick it out and as soon as I'm able to I will refinance and get the hell away from you all." I would not use them again.

    If you are not 110% sure you can make every payment on time, find another mortgage company. The initial loan process was not terribly difficult, however my husband's ill health caused me to fall behind on payments by about 16 days for several months while we waited for his disability payments. They called and called. Representative was deceitful as I explained my situation. He then connected to his supervisor who verbally assaulted me even after I gave a commitment to pay. I was 16 days late and you would have thought I had not paid in months. Steer clear, they are vultures with no soul. I am not sure how these people live with themselves. I plan to refinance with a different company in the next couple months. Never want to be treated that way again.

    My trailer was immobilized and there wasn't a title on it. The bank of the girl that we bought the trailer from gave me a copy of these papers and said that the trailer was leased. We've come to find out it wasn't legal but at the time, we didn't know. She had to go and get a title done before she could sell the trailers. I hated the first rep from 21st Mortgage that I talked to. Instead of explaining it to me, he told me he could no longer help us and hung up on me a couple of times. And "I don't have time for this" is what his exact words to me were. He was very rude. I called back and spoke to a manager who explained the process to me.     I lived in a trailer park and when I told the office I needed refinance, they had a few suggestions. 21st Mortgage was one that they recommended to me, so I went with them. They were helpful but it was a very long and slow process. They had me do everything online through email, and it was a difficult process because I’d end up sending the same thing three times. Then, I got paperwork and was told that it was no good, but then I was told to use it anyway. So, there were a lot of hiccups. Also, I wasn’t told about the cost. I didn’t have to pay anything out of pocket to do the refinance, so I assume that it was added to my loan. On the other hand, the rep answered all my questions within a couple of days. I could call him and ask questions to make sure I was doing my end right. Eventually, we got it all sorted out.

    Our realtor recommended 21st Mortgage and the loan process was wonderful. We did it over the phone because we were snowed out in Big Bear. We’re in Palm Spring and it was raining there, too. George, the person that I talked to, was very kind and considerate and answered all my questions. He called me when he said he will and everything was positive. I’m very impressed. He called me and I faxed some things to him through the hotel we were staying at. He said he was going to check on our credit. He called me back in a half hour and said I was approved.

    The whole process took 60 days. The seller didn’t have the deed to the mobile home and she couldn’t get the information. The lender wanted the deed and so, we couldn’t close.     I had a good experience with 21st Mortgage Corporation and the representative was good. They would send stuff to him, I’d fill it out and then he’d fax it to them and everything worked. I’m paying the mortgage off early so I made an extra $5,000 payment to the principal. The lady I talked to handled it well and explained how we would do it. She made it a regular payment over the phone. And by doing it that way, we can make sure that it got applied to the right thing. She was afraid that sometimes when the mail goes to the home office, they don’t always work. Plus, there was no cost involved with paying over the phone, so it worked quite well.

    I bought a Solitaire mobile home. I suspected I was gonna have a hard time getting a loan. Four of single wired to the bank without having to failed bunch down so I’ve decided to go with 21st Mortgage. It was convenient because it was through the Solitaire dealership that I bought my house at. The guys at the dealership dealt with them, but I had to provide copies of my tax returns for 2015 and 2016 and proof of income, pay stub and a few other things we gotta have to gather up which was not a big deal. I got a run like a credit check and had to turn all that in. They approved me and about a week and a half later I’ve closed on the house. It all went well. In a nutshell, that helped me. I’d recommend them to anybody.
