The process was very normal, straightforward, and easy. I didn't have to talk to anybody until we were going to sign. It took altogether for about two months but part of that was me, I took longer to figure everything out. We had an appraiser hiccup but that was because they were trying to price gouge us. I told Tyler of 21st Mortgage that we weren't gonna use them and it all worked out so they saved me a bunch of money too. Everything went really well.

Mobile homes are hard to get into and it's a special field so I was afraid. 21st Mortgage was the second company we've gone with and I was afraid that there were gonna be difficulties but there really weren't. They are one of the only companies that would finance a mobile home without doing a foundation inspection and they made the process smooth and very easy for us. We got a fixed rate loan and it was a very positive experience. We were very pleased. It’s definitely worth one’s time to look into this company and go with them for a mortgage.
Sometimes the process can take longer but all in all, it took about seven weeks for us. You have to apply, wait for the pre-approval and then send in paperwork for the full approval. Next is the appraisal and then you wait for the paperwork to be processed and all the title information to be obtained. The only problem we had was the appraisal. It was third party and that's what held us up a little bit. We had to wait a while to get it back and then they had to fix something and we had to wait even longer. So if anything needed to be changed and/or looked into, it’s definitely the appraisal process.
But 21st definitely sped up the ending process – getting the title company and all the information done in a timely manner. We were on a time schedule and they definitely pushed us through that fairly quickly. They were very good about doing that. Nicki was my first contact and the one who completed the process. I think she was the loan originator. We had several others that did the title and handled all that but she was the main contact there and was very knowledgeable.
She helped me get through what I needed to get through to get done and she answered questions in a timely manner. I was an overload of questions but I'm pretty thorough in what I do. A lot of people don't have as many questions as I do but I was very happy with the interaction that we had. I touched base with her at least two to three times a week, sometimes more depending on what we were trying to get done that certain week. Email worked good for everybody because you can answer it whether you're in a meeting or stopped on the side of the road instead of trying to call back and forth. Then any time I called in, I got in touch with whoever I needed and if I didn't, somebody else would answer my questions to the best of their ability. We were very comfortable working with them. They were very effective and clear in addressing our questions and concerns.

Our bank did not do manufactured homes so we went to 21st Mortgage. I applied online and I got an email back within two days. I liked the communication. That was all we really did besides talking to our agent. Everything is good.

When we were working with Dantes Manufactured Homes, our rep originally had us try Oxford Mortgage and they denied our request because they said we had too many accounts open even though all of our accounts were in good standing. Then she reached out to 21st and asked them if they would consider us even though we had a lot of accounts and they said that as long as we're in good standing, they're fine. And they approved us very quickly.
The process was pretty easy considering we're going through a pandemic right now. We just had to have access to a printer. We printed everything out and filled it out, scanned it and emailed it. It was pretty good. The only issue that we had was that we had to wait a little longer for them to verify my income. We had to wait another pay cycle for them to get that verification. But other than that, everything else was fine. The process was pretty straightforward. We were getting emails with any updates that were going on. When we got all of the updates, we were able to see and read everything. Once I had a question at the end because I didn't know my loan number, and I was able to send. The loan officer reached out for information for the appraisal and I emailed and they emailed me right away. It was able to provide me with all the information that I needed so it was a very easy process.

I recently purchased a home. We went through 21st Mortgage...The experience from beginning to end during the purchase was absolutely amazing. I worked with Jonathan C. He was above and beyond the best person to work with.. He was always available when I had questions.. He was very straightforward and right to the point and helped me through it all till the end.. Our family finally got the house of our dreams....
Fast forward a few months. COVID-19 the pandemic hit....California has had a strict shelter in place.. I’ve lost my income due unforeseen events and as everybody we are struggling to navigate the future...Again, 21st mortgage has been amazing! Brooke has worked with me to make arrangements on payments so I can keep my home. She has made it as stressless as possible during these unprecedented times..She’s always upbeat positive and helpful. We have been able to maintain our house payments because of her help with payment arrangements during these tough months.. I now have found employment again. Obtaining my mortgage from 21st Mortgage was a pain, but it worked out. They did trailer loans and I didn't own the land but bought the trailer, so there were less options. I'm not too happy with the interest rate, but it was better than nothing. Some of it was my fault and but the lady just went back and forth between me being approved or not. Also, a lot of things didn't make any sense. I know my income and my budget, I know I can afford the loan unless they had some of the other stuff. It became a really long process. The rep said the process would take about a month max but I had all my info. Hunting down all the information she needed was a little pain in the butt too.

They are the worst. They don't have any remorse for what people are going through. You do your best. You might be late on your payment and pay the late charge but that's not good enough. It's not Sam. It's his boss. This is the worst mortgage company I have ever dealt with. Nobody ever has anything good to say about them.

I didn’t have the full cash and looked into getting a mortgage. No one else does raw land. No one else does raw land, which was why I chose 21st Mortgage. I got the same loan that I did my house through. There were a lot of steps to obtain the mortgage. They pretty much want everything but your blood. However, everything worked out well.

Mobile home. I was appreciative to buy from them and at times when I needed help and understanding they gave it to me. I bought a place in Sunnyvale, however, I had a federal tax lien and I was declined by the first bank I went with. My Realtor told me that 21st Mortgage would overlook that, which was how we ended up with them. The process of getting the mortgage was simplistic. My Realtor pretty much did all the work. All I did was sign papers and fill out the usual forms. It was pretty much standard procedure. The application process was kind of a user-friendly thing and there was nothing out of the ordinary. The application and underwriting process took about three days.
Because of the COVID-19 shutdown, I was out of work for six weeks. It kinda happened at a bad time because I purchased the place during that time. I was able to make my first mortgage by the 15th as it was due. I requested for 21st Mortgage to take my first two payments and put them on the backside of the loan to defer the payments, but they would not do that. I was a little bit disappointed with that, considering the circumstances.

Also love our their customer service is there when you need them. There is never a long wait time like other companies. The longest I have ever been on hold was 2 minutes. Krysstal ** is the person that gave me outstanding care with my issues. Very prompt responding to any all emails, polite, service was out of this world and so helpful. I had never change my name or notified the Housing Authority of moving from one County to the next. I didn’t realize that when I had my home moved from Smith County to Henderson County I needed to even do that. And I had notified the insurance company that I have my home insured with about my name change and I guess I was thinking I was contacting 21st Mortgage.
My home and land has sold I was supposed to close on June 1. It was the first of last week that I found out all of this had to be done before we could go to closing. That’s where Krysstal came in to play. I explain to her what all had happened and what all I needed to do from what I understood and she got the paperwork done I got the name change information I had Overnighted all of that with a self-addressed Fed ex envelope for her to forward it onto the Housing Authority. If she would not have informed me on what to do and about the Fed ex sing the envelope to the Housing Authority I would’ve never thought of that which would’ve delayed my closing.
Between the drop of oil prices and the coronavirus I have been laid off. I decided that I would move back home in Brownfield which is up by Lubbock to be closer to family. Krysstal listen to everything I had to say and was very kind and patient. Due to her quick response and letting me know that everything has been completed and was correct I am going to get to close on June 1. I just want to thank her again. My mother-in-law used 21st Mortgage in the past and getting my mortgage from them during the Coronavirus was kind of a pain, but I understand. Buying a house is not always the easiest thing. The application and underwriting took four and a half months, but I got what we needed and moved on. Their contact back and forth could be better. We had a dude named Tyler and he was trash. He doesn’t talk to you or do anything. You gotta call him and he calls back about three days later.

Avoid this company at all costs. Their customer service reps and managers are rude and condescending. They deflect and make you jump through hoops when you ask them for assistance. They try and tell you how to live your life and what choices to make. The managers will tell you what they think is going on in your city and state even though they have no clue! I have never dealt with a company quite like this before. It is truly amazing that they are in business. Their business model seems to be screw you, we will get your money and that's all that matters.

I applied to a couple of different companies and 21st Mortgage's ability to work with people stood out for me. The process was a bit longer than I thought. The rates could always be lower, but for first-time buyers, things went well, especially considering all this virus crap. The application and underwriting process didn’t take long at all. The rep was also good. He was very professional.

21st Mortgage helped me get my first mortgage easily. My sister-in-law used them and when I was tired of renting, I did an application online and then they emailed me. They told me what I needed and the easiest way to go about getting it and from there, everything was on me. Other than that, it wasn’t super hard. I got all the submissions together, then we closed, and that was it. It was simple. From application to closing, it took a little while (close to eight months) because we had run into a few snags with the title and stuff, but in my opinion, there wasn’t anything that was lacking.
Communication was good for the most part as well. It was mostly through email, but everything was smooth. If I emailed Ken, he would respond usually within the same day. He was willing to answer any questions that I had. It wasn’t like I had to drag him out of the room or anything. If he knew the answer, he would go and answer it to the best of his ability. If he didn’t, he would get the answer and get back to me within the next day or so. All in all, all went well and I was comfortable.

I worked with Caruso from 21st Mortgage. He replied to me very fast and always answered. Applying took less than two months which was perfect. We also negotiated with them to do things at the right time that we wanted to have the house. While there was a lot of paperwork, it was not complicated. It was easy to follow up and understand.

I was looking for somebody to finance a place and I could not find anybody. There was no bank that was will financing a mobile home. It was a challenge. I then came up with the idea that there are people that sell the mobile homes, so I figured I could give them a call. I asked the guy from a place sells mobile homes in Lumberton, Texas who they use to finance the mobile homes, and they gave me 21st Mortgage's number. This company is good. On advertising, they should say that they finance mobile homes.

This was the second time we filled out the mortgage with 21st Mortgage. We did the first time online and it was through a different Realtor that we decided not to use. With the second time, we did it by hand. It was easier to do it online. We did a lot of work through our Realtor at first and then we watched our email and submitted everything when it was asked of us. A lot of the delay was because of the pandemic that's going on.
We had some issues like verifying our down payment because we used money from our wedding. They were very good at explaining to us what we needed and gave us the time to get what we needed. I emailed back and forth a few times with questions and I always got a timely response. I talked to the loan officer on the phone once, making sure that my husband and I's income wasn't affected by the virus. It was all good contact. Our loan officer was Jonathan and his timely response to all my questions and emails impressed me.

I have tried to get “This assistances” for a month and a half. Me and my wife have had hours cut and I’m having to take furlough days. All they can come up is how much can you pay now, not how can I help you get approved for assistance. They are not wanting to help with anything until you know how much you can pay! So see how much I can pay and my family can figure out how to have money for food, utilities, food, and transportation payments so we can work. Many thanks guys. Let me explain how you're going to eat until things get better because after cuts still can’t be approved for food stamps!

I was purchasing a mobile home. It was hard to find somebody that I could trust over the phone but somebody told me about 21st Mortgage. I knew that they are a legit company. I was approved right away, in less than two days. Getting all the paperwork was hard but it’s everything they need. Every time I would turn in something, they would check off my list off and that made me feel better. The percentage can be improved but the rep was able to lower it the most that she can. She always kept in touch through email and phone calls, and she would return my calls, too. I made my payment on a Tuesday, and they only take it out all the way till Thursday or Friday. I wanted them to take it out at least not in those days. They just take too long to take out the money and I want them to take it out right away.

When I purchased the home from a family member they were using 21st Mortgage. The guy I talked to was pretty cool and easy to work with but the process took a while because I'm going through a divorce. I delayed a bunch of paperwork. I haven't really heard anything back from them. I needed to check with them on when my payments are due because I don't wanna miss a payment.

I am a veteran that served more than 20 years and this company is the worst mortgage company I have ever had to work with. When I retired the government made an error and I had to wait for 8 months to start collecting my pension. 21 Mortgage did not care, they tacked on late fee after late fee. When I called to explain, they treated me like I was wasting their time. They didn't care. All they wanted was for me to pay them. To all my veteran brothers and sisters DO NOT use this company, they are not veteran friendly.

We were looking around for a mobile home then we saw that there was an open house, and we went. It was our first time buying a home and we found that a mortgage was a good way to get something and not to rent anymore. We found that it was easy as well. Since the first time we went to the open house, the process took two months then it was not that long. Overall, we got good service from 21st Mortgage.

We were looking for a mobile home, but we weren't planning on doing it so soon. I happened to see one that we were gonna buy outright and I loved it. But we didn't have the 25% down to go with a traditional lender. Then I decided to try 21st Mortgage. I love the loan officer, Nicki. She was really good. She got back to me usually within a day and was very informative. If I had any questions, she walked me through it. I had a horrible time with my real estate agent, but Nicki helped me more with who, what, when, and whys. If I had a question, I would call up Nicki and she'd tell me why we were doing this. She cared enough and I could get ahold of her. She's good at calling me back. If I sent her something, within a short period of time, she had posted it.
The assessor from 21st did a horrible job. He had found out that one of our bathroom floors was a little soft, and that was fine. But the other bathroom floor, we had to totally rip out the whole thing. The toilet was almost through the floor. It was so bad. He picked up on little things but the big things, he didn't really catch. The roof floor, it hooks on the carport. It's messed up. My husband can fix it all so it's not that big a problem for us, but it can be for someone else. My biggest problem with the whole situation is that everything had to be done through the mail. At the very end, it took forever for the seller to send back their stuff 'cause someone messed up the paperwork, and then I had to overnight it to them again. That's the one drawback of not having someone right here.

I was looking at buying a trailer and 21st Mortgage was the one that was looked at at the mobile homes community site. I was looking at other places. Most places didn’t offer mortgages for mobile homes and I was on a timeframe so I went with them. I applied. They got back to me quickly. It took, from beginning to end, about 30 days. They were responsive. There was a bit of back-and-forth being that I’m out of state. It was just difficult at points to try to fully communicate 'cause we couldn’t catch each other on our phone call. Email isn't always that good. But they got back to me with what I was approved for and then I submitted all my documentation. It flowed really nicely. The only thing that was interesting is what I was approved for was much lower than what a normal mortgage company, like ones in the area. It was a significant amount less for what they approved me for. But my agent was really helpful and overall, the experience was great.

The officer from 21st Mortgage was really awesome. He was always was there to like answer the question. I called that poor man like 100 times because this is my first house, I never bought a house before. It was like going back and forth with like paperwork and everything else that we needed. The application was a little postponed due to my health issues and loan. I had to wait until I went back to work in order to have my income verification. The officer didn't hound me. He always kept up and told me where I am in the process and what we are going so it was a really good process. I absolutely love my house.

The most helpful thing to me was that 21st Mortgage would give me a home loan on a mobile home. That’s what I was having a hard time getting approved. A lot of companies don’t do mobile homes or manufactured homes. The application was pretty straightforward -- just fill out an application and get approval, just like I would for a normal home loan. The loan officer was also always available when I needed to contact him.

Buyer beware, this company is not one you can trust. Last summer we tried to buy a mobile home in partnership with Camelot Homes in NH. The whole process of gathering paperwork required calling and emailing everyone involved almost daily. 21st Mortgage has a habit of not communicating exactly what they need. They give vague bullet points, expect you to know exactly what they are talking about, and even when you've submitted paperwork they won't communicate if it is what they need or even if they got the paperwork. Timeliness is important for a company you're using to finance a place to live and 21st Mortgage exercised none of that.
To make matters worse, Camelot homes didn't deliver the trailer and canceled the whole process without resolving the loan with 21st Mortgage. We are out thousands of dollars without a place to live, and through this nightmare and 21st is still sending bills for "interest" on a loan for a mobile home that was never even built. Even though we shouldn't be paying because of what Camelot did, we have paid the balance of the bill.
And even though we've sent them the money for the balance of the bill, the next month we got another bill for more interest. Tammy **, the only contact that 21st has provided, refused to give us the information we needed for over a month, and for weeks would just stop communicating. All we want is to close this horrible chapter in our lives but no one will give us information or a person to talk to to resolve this. All we have gotten are continuous bills for interest on a non-existent mobile home on account we have already paid off, with no one to call or email to figure this out. I have reached out to Tammy ** for information and she refuses to help. The lack of professional and communication when dealing with people's money is borderline criminal and I can't sit here and be quiet about it any longer.

It took time, but it wasn't due to their fault. They were ready to go pretty quickly. It's just that the seller had to get some additional paperwork that we were waiting on. The rep, Adam, was very punctual, followed up, quick to respond, and clarified everything.

My Realtor gave to me 21st Mortgage to call. Application and underwriting didn't take long, about three weeks. Working with Kelly was great. The only mishap they had was they messed up the serial number, so I had to resend in the paperwork again. But it was one piece of paper and it wasn't too big of deal. Also, after the closing date or just before I signed my papers, there was a pipe that burst inside the house, and it's a mobile home. Needless to say, I'm not getting the house anymore. I'm already getting my money back from the sellers.
I called 21st to see if there was any way they could work with me because I couldn't live in the house. We are waiting for an insurance claim to go through. But they weren't willing to do anything. I wasn't trying to get out of making a payment. I just want them to push the payment because I couldn't live in the house anyway. That's all in the previous owner's insurance. At this point, I've already talked to the sellers. I got my money back yesterday, and I'm gonna pay off 21st Mortgage by the end of the month just to be done with it. I'm basically selling the house back to the previous owners.

My ex and I had a mortgage together. When he left, 21st Mortgage had no problems getting him off and starting a new mortgage. I was very happy with them. But it took so long was because my ex was dragging his feet. 21st was right on top of everything. When I send them an email, I would get a reply back within an hour or two. It took a while to get my ex to sign off on the paperwork so it was a month later and every day I was like, “Should I send in my payment then for the old mortgage?” I would be told to go ahead and pay that. I accidentally signed some papers which were supposed to be notarized and their rep sent them right back to me. It was a great experience. I ended up with a lower rate and my payment would be $80 less a month. I was very happy with it. I still pay the amount that I was paying before because that was what I was expecting to pay. But it’s nice to know that if I can’t pay that extra money, it went down $80.

I was buying a house for the first time. I went through 21st Mortgage and they did a really good job. I was very pleased with it. I really didn’t know about 21st Mortgage until someone told me how easy it was to do it with them. And the process was pretty easy. My loan rep was Lindsay and she was awesome. Every time I would call her with a question or something, she was pretty responsive. 21st was really good but it was kind of a slow process with the seller. There were difficulties with the appraiser too. It took forever to get the appraiser when they had to go out and appraise the house. A lot of the problems were more on the outside people than 21st. We purchased a second home in Florida in a 55-and-up community. We needed to do a little bit of creative financing because of the fact that I didn’t realize we couldn’t go traditional. We went with 21st Mortgage and everything went fine. The process was nice and easy. And I can't say enough about the loan rep I got. He was really that good. I was in the mortgage business before the big bubble hit so I know how hard it is to do that job. He was very patient with the park that we purchased the home in because they were just very tough and they were trying to play games through the whole thing. He followed the rules, didn’t bend, and still closed. I was very happy.
But there are some things that could be improved like being able to do without physical copies and being able to do electronic signatures or scans. That would have been a little bit helpful. I could have just printed off a package, had it notarized and either scanned it back or mailed that back. But I had to wait for the physical copies to come in the mail and that seemed to be a little bit behind. I don’t see why I couldn’t have printed those exact same copies.

My girlfriend had heard of 21st Mortgage and was very comfortable going with them. They were one of the few that were mortgaging mobile homes. I was ready to buy so we called 21st, talked to them, and worked everything out. We basically did it all over the phone. It was pretty good. It happened really fast and we were happy and thankful for that. It wasn't a long, drawn-out process. Once the process started, it was all pretty quick how everything got done. The rep over the phone was good too. The application process wasn't difficult but it was a process to do it. My girlfriend filled out the application while I was at work and that was done online. There was all the detailed information and remembering everything from the past.
We went for a mobile home. I could've gotten a first-time homebuyers program, but it was a mobile home so that disqualified me from it. It would have to be a conventional one. Overall, we had a good experience. We felt really comfortable and 21st's people were excellent when we had questions. I would recommend to friends and family to use 21st.

We were buying and we had a mortgage person who was helping us but he couldn't get us anything for what we were looking for so he referred us to 21st Mortgage. I spoke with Chris a lot through email and I also called him like 100 times today. The only thing is our time difference but we figured that out after the first week. There is a time difference of about three hours but if he wasn't available, anyone else in the team was available. Our whole process took about six weeks but that was just because of financing on our end. We weren't expecting to buy a house so it took a little bit longer to scrape up pennies. But also, we haven't received our coupon book for our payment. However, overall, the experience has been good.

We wanted to get out of renting so we wanted to buy. There was hardly any provider that will do a loan for manufactured homes and in the end, we went with 21st Mortgage. But we had a terrible experience. Every time we tried contacting the guy we went through, it took us forever just to hear from him again. Every time we tried calling him, he was never in his office. When he did answer, he was pretty decent. We told him we needed to get this taken care of but he got lippy and said he was busy and he had other people. We get that but we were on a time crunch and he knew that 'cause our lease was ending. Our process dragged out and took a good 45 days. Overall, it was decent but going through him, we almost tried looking for another mortgage company.

Everything went smooth. The process was really short because we had already, on the previous property, applied for the loan. Back in November, we first started hunting for property in Texas. So, as soon as I got the application, I filled it in, sent it back the very next day, but we were rejected. They said, “Nope. We’re not going to fund the loan for you.” And I said, “Why?” Because they didn’t give me an explanation. I was talking via email with Tyler who was the one that denied it. I emailed him back, and I said, “Why?” And he said, “Well, unless your husband’s business is also moving from Minnesota to Texas, we can’t fund the loan.” They didn’t say that in the first place and they didn’t call me to find out anything. There was no communication at all.
I said, “Okay. First of all, my husband does not work for a company within Minnesota. His company is based out at Houston. He works from home. So, when we moved from home to Texas, he will be working out of his home.” Then they said, “Well, then we could approve this if we can get a letter from his company stating that it would not impact his job.” That should have been said right upfront. That wasted at least a week of time.
My husband's company wrote that letter up that very same day. I submitted the email address for Tyler so that it would get flashed to him. And then they said, “Okay, we’ll fund it.” So, we got funded. The property fell through on that, and that was one of the reasons why, it was because of the holdup on getting funded. We were first looking at a property in Mission, Texas, and between that holdup and the owners of that property and their holdup, the title company’s closing date that was set for January 3rd fell through.
And they said, “We can’t close until the 24th of January,” and the seller said, “Nope. We’re not going to sign a 21-day extension. We’re also not going to give them back their earnest money. We’re not going to hold them harmless since, a matter of fact, we’re bringing them to court for not closing on time.” We ended up paying out all that money for the appraisal and the inspection on the property, and the whole thing fell through.
It has not been a pleasant experience because to begin with, 21st Mortgage should not just automatically hit the denial button without asking questions. That was their first major mistake because we were making over $90,000 a year. Why would you deny somebody when you see somebody making that kind of money and just instantly hit denial? Wouldn’t you be asking questions first? You’re turning away a good customer by assuming and not even saying why you’re denying. Now, other people will go, “Oh, gosh. We can’t get the loan, so we’re gonna stop and not do this.” The average person would have caved completely. But I’m not like that. I was in the mortgage industry for 35 years. I’ve dealt with attorneys and underwritings to no end and I know when something smells wrong. And that is the worst-case scenario right there.
Now, on this property, the guy that owned it, he just wanted out. He flipped this property and wanted to sell it and get out. So, it went smooth. And when we sold the property up in Minnesota, we paid off this property, 21st Mortgage got paid off. And no one lost. Will I recommend anybody to go through 21st Mortgage for their loan? No, I would not and that’s why.

NO HELP W/ COVID 19. I called 21st Mortgage concerning the covid 19. I have been a customer for 5 years. Never made a late payment. Their websites says to call they options to help customers. So I called and asked about the options. They would not give me any options. Wanted to know how much I could pay, when I was going back to work, when would I get my stimulus check, and to call other lenders like car payments will defer for 120 days, electric and all would not disconnect so just get back with them closer to payment due date to give a update on info....
1st of all I have been ordered by a dr to stay in. I have severe asthma and am self employed so there goes my income. My husband was in contact at work with a employee who has it so now we are both under quarantine. I think everyone would like to know when they can go back to work. I think everyone would like to know when they're getting their stimulus check and really we have no idea what electric companies are going to do state to state. Seeing how I have a breathing machine I can't chance losing power. I called in plenty of time to make arrangements so I would not be reported to credit bureau. He would not answer when I asked if they would be reporting customers who were late during this pandemic.. I hope the government checks when this is over at companies who were not willing to help during this crisis.
I have read so many mortgage companies, car companies, bank, insurance companies have and are going out of their way to help customers and then there's this company. It's just unimaginable this is how they conduct business during a world CRISIS. How do they stay in business. If you can't help good customers you don't even deserve to be in business....I'm sorry I have no idea when everything will be back to normal. I have also filed for unemployment and it's been not only a nightmare. No clue when or if it goes thru..Basically I hope this is SERIOUSLY looked at after all this and COMPANIES ARE PUNISHED OR SHUT DOWN. This is no cause of any customer so why be rude and not help. Everyone is stressed and scared. But ALL this company cares about is getting their money above everyone else no matter the circumstances. 21st was one of the few that gave a firm manufactured home that are used. I went with them and they handled the account well. We had a little bit of a difference on the insurance but once they got it fixed, everything seemed to be fine. We finished the process in about a month and a half and a lot of that had to do with our tax. Our county tax place did not give the information very fast. But 21st was really good and professional. They handled anything and answered my questions and emails within a few hours.

The process started on February 11th and it ended around the middle of March. Teresa, the agent, was very quick at getting back to me. She also seemed like she was around a lot for me to call and answer the questions that I had about it. I was satisfied with the terms and rates because that was what I planned on refinancing, for a little bit lower of a rate.

21st was the only one available to do the type of loan that I needed and getting a loan with them was great. I started in December and ended in March, so all in all, it took about three months. I had a problem in the underwriting process and there was a lot of misunderstanding between the documents that I sent. It seemed that I'd be sending the same documents over and over and they kept asking for the same one that I had already sent. It's like they're not looking at what I sent and they didn't understand what I was sending. But besides that, it was fine. The loan officer was awesome and she was very attentive. She would answer my questions right away. She'd always answer the phone which was great. I really liked her.

My real estate agent at the time I was looking at this one place told me to go through 21st Mortgage's agent, Adam. And unfortunately, I did not get to bid on that house and then six months later, the one that I did get was available. And so, I went back to Adam since he was so nice. Every time I asked some questions, he was right back to me. He emailed me the answer. It made me feel like he cared. It was him that made me come back to 21st.
The application process was easy because Adam emailed it to me, and I filled it out and emailed it back to him. He had a question or two and I answered him and, it was done. It was very easy and efficient. The application and underwriting process took about 15 days. But a lot of that was because I was trying to get information to him from other people. So, if I had to cut that out, it would’ve taken probably 10 days. It went so smoothly that even my real estate agent was shocked.

Everything with 21st Mortgage was very smooth. There was only one issue, and that was the down payment, and it was probably because we started two weeks prior to this pandemic. The rep, Tyler, kept up very well, but just the down payment was a little confusing. But that’s pretty much it and that was just probably numbers being transposed. He answered all of our questions. If he wasn’t sure, then he would get back with us and let us know. He was on point as far as estimated time frame and documentation needed.
I was a little discouraged by the rate, only because I have owned homes before. And my highest interest rate on that that I’ve owned was 7%, and that was back in 2006. But I know that the rates have fallen since then. I did buy a home at 3.1% previously, but I know that the rate, when they came back from Tyler, was around a bit over 10%. And to me, that was extremely high, but I’ve never owned a mobile home. It was one of those quick moves, relocate from East Texas to Central Texas. And I’m still not content with the 9 point something. That’s too high for having been a previous owner of actual homes and the credit score that I had, which has gone down because they had me run my score and all that stuff.

We had a couple of snags in our loan and she was already in the process of handling them before I even called. My husband had a low credit score but mine was good and they worked with us in order for us to be able to get a loan. Even though I made a little bit less than my husband, they used me as the primary and him as a secondary.

I was trying to buy my trailer as soon as possible and 21st Mortgage was one of the people that offered loans on the mobile homes. It took a lengthy three weeks to finally start moving in. I hope I would have got a lower rate for the interest but other than that, the process was good.

21st Mortgage rep was pretty thorough, explained everything that needed to be completed, and respectful. However, you get a better interest rate if you’re able to go through your own bank. My case took a little bit longer. It wasn’t just a new loan, it was a loan takeover and my ex-husband was the only holdup. But they very understanding in trying to communicate and get the paperwork signed.

We looked at a manufactured house and not too many places will loan money for those. We used 21st Mortgage and the lady that worked with us was great. She communicated with us and did everything she was supposed to do. She also had all the answers so anything we needed, we just checked with her. I was buying a mobile home. I applied for a 10-year loan from 21st Mortgage in February. I talked with my loan officer, Justin, and he told me the information that I need to give him, sent me an email, and then I'd call him if I have any questions. He was easy to get in touch with. I probably had 12 different emails. So, I was blasting him with different questions and he got back to me really quickly. He was easy to work with, and I didn't have to wait several hours for him to reply. 21st's application process was pretty straightforward. It was step-by-step. I needed the loan relatively quickly, and they were able to get it within my deadline. Overall. 21st gave us the opportunity to purchase this mobile home investment property. So, from a financial standpoint, it's definitely helped.

I was really worried about my monthly payment due to layoff and closing of where we worked. I felt uncertain how my funds could have been put to use for surviving. I have never been behind on payments or anything so the worried had me in tears. I have 5 people in the house including myself. I right now am the only one who can provide out my last check. At first, I tried to get a mortgage through someone else, but their website was hard to navigate. Then 21st was the second one on the list and their website was a little bit easier to navigate. However, I wasn’t happy with the process of obtaining my mortgage, but that’s because I work in a mortgage company, and I kinda know how things run on my end. It didn’t quite go that way on 21st Mortgage.
We were doing a loan on a home that we want on the property in a 55+ park. If it wasn’t for that, I would have gone through my mortgage to get the loan because the process took quite a while to finish up. In fact, the seller was a little aggravated about how long it took. Moreover, we were never really kept in the loop of exactly where the file was at. I wasn’t even sure who I was dealing with and whether the person I was talking to was a loan officer, a processor, an underwriter, or just some Joe with the company.
I know I can’t have the actual title because 21st Century is gonna hold it until it’s paid in full. But when I called and asked for a copy of the title of the home, the rep didn’t say, that he'd get it to me as soon as it came in. He said to call back in a week. I’m thought, "Way to go way above and beyond your job.” I still don’t have it and I haven’t called because I’m just too busy. I work from 6:00 AM to around 9:00 PM every day. All in all, I wasn’t completely unsatisfied, but I wasn’t satisfied either.

I purchased a mobile home and the park that the mobile home was in chose 21st Mortgage to provide the mortgage. The process was really great and Kelly was so helpful and informative. She was on the money and I knew every step of the way what was going on. For any questions I had, she called me right back and she was very pleasant to work with. The application and underwriting took about 45 days as there were some other things involved prior to them getting involved. Still, the time frame was great.

I purchased a home for my sister and brother-in-law, and they were financed through 21st. So, I figured it would be the easier route to go, just doing it straight back through them. It was a struggling process, and it wound up going to my brother-in-law’s credit, and it was late because it took so long. I paid $280 more for an appraisal than I should have.
I used my land as my down payment as part of a collateral loan. At first, the 21st rep sent me everything that he needed and I got it over to him quickly. I did everything fast on my end. And then, he would need this or he would need that. I sent my stuff and my brother-in-law’s stuff in one file to him. So, he had everything he needed right then and there. I made it simple as possible. I started the process online on December 9th, and I heard from him around the 11th. I had everything to him by the 13th. So, it was a pretty fast process as far as that goes, but then, we wounded up not closing until January 24th. At one point, the hold came down to the title company. They said that I had an issue on the land, that there was a mobile home prior that was immobilized to the property, so they got all that fixed. But it was a Friday at Christmas time that the files was sent over. When they got in on Monday, the title company got on it.
The appraiser came out on the 27th of December. I was unhappy with that process too because my dad had to help him measure things. My dad had to pull away skirting for him to get whatever he needed. My dad was helping him do the whole appraisal. And then, the price was supposedly $380 for his appraisal, and they charged me $600 for it. I argued the point from the beginning. I said, “I’ve never paid over $450 for an appraisal for anything, nor had I heard anybody paying over $$450.” The $450 is on the high-end.
I sent an email to Dart, and it was unanswered. I complained to Ryan who was my loan coordinator about it all. And he said, “Well, that’s the rates we’re given.” On the week of closing, he came back to me. And because it had taken so long, there was an additional 200 and something dollars that had occurred. So, it was like $61,241. The payoff that we were given when I started the process was $6,100 and something. Once everything was said and done, it wound up at 62,000 because of interest, and this and that. It was all kinds of things they threw at me. I just wanted the process done. I could have been really ugly and told them to come get that thing because it was on my property and it had cost over 10 grand to move that unit. If they would have repossessed that unit, it would have cost them all over 10 grand to move it. It’s a double-wide.
It was a very aggravating process. I thought with 21st, it would be smooth. When the loan was being funded, instead of them just funding the loan to the prior number to my brother-in-law, they sent a check to my closing company, and then, my closing company had sent the same check back. Instead of them just in-house doing that transaction.
Ryan has to just follow the process, and he was not the underlying factor of who made that decision of how it had to go down. He’s following what procedure was in place. He came back and answered every question I had in a very timely manner. With some questions he couldn’t answer, he got me an answer for it. So, it’s the process. I understand the process. It needs to be a whole lot more simplified. Fees need to be readjusted because the fees that were being charged were astronomically high, especially for our area. They don’t need to use Dart. For an appraiser to come in and say he charged $385 for that appraisal, but the customer was charged, through Dart, $600 for that appraisal, that’s kind of upsetting. There’s $200 and something difference right there that you're pushing off on this customer.
Another thing that really aggravated me was my brother and sister-in-law had this trailer financed with 21st for over three years out of 8-point-something interest rate. So, they had already collected over $15,000 interest from them on this loan. And then, there isn't any wiggle room on the purchase price or any of that taken into factor towards the payoffs. I’m stuck at $62,000 right now when I could have told them to come get this thing, and it’d cost them $10,000. Then, I would have charged them lot rent that I was charging them for the whole time that it sat there. I’m pretty dissatisfied with 21st. And if I would have had more time, I would have found a different avenue to go through.

Several times I had to remind mtg. co. that I wanted to pay all closing cost upfront. My final numbers right before closing showed me paying closing costs. The next morning at closing all costs were rolled into the loan. This process had already taken over two months and I could not hold up the closing by disputing this AGAIN. I will not do business with 21st Mtg. again.

2020 taxes paid by 21st & seller. County would not stop payment on either, but keep until October. Seller went back after closing & got reimbursed. Deficit caused me to write a check to 21st for the difference after closing was completed. Now 21st sent me a letter that I overpaid. All of this happening after documents were signed. Terrible closing experience.

I found 21st online and applied for a loan to buy a mobile home. They got right back with me and they were very well working with me. It was a fairly easy process to go through. The rep was very helpful and she would get right back with me quickly. Everything was great. Also, we had been through bankruptcy and they worked with us on that. If someone asked, I would give them all the information. In fact, someone called me wanting information.

We bought a mobile home and there are limited people that will actually finance a mobile home. 21st Mortgage was recommended by a realtor and the process was long, but that happens and it went fine. I’m here in California and they're somewhere 3 hours ahead of us. That is difficult for people on the West Coast because I would send them stuff and I wouldn’t get a answer until the next morning. They tried to be on top of it, but they don’t match our hours. I do accounts at work and I have a vendor that’s actually in India who works my hours. He comes in in the middle of the night to match my hours. In the same way, it would be nice if 21st had a couple of people that were able to do that, from underwriting to customer service. Adam, who helped us, was really nice and he stayed a little bit later, but still, it’s the time difference thing.
Another thing was it really wasn’t their fault that sellers were dragging their feet on stuff and there were some issues with the realtor and the seller. We had a little bit of a communication because they wanted to understand where my deposit was coming from for the down payment. Because it was coming from a third person, underwriting would say, “No,” and then Adam would tell me. And I’d say, “What exactly do you want me to tell you?” because of the timeline. Even with modern technology, I had to go into the bank and Wells Fargo is really nice. I had to get a confirmation about the deposits and that was a little bit more difficult than I thought it should be. But I understand why they want to know where the down payment is coming from. So, it seemed part of it was the time difference and part of it was not dealing directly with underwriting, which I understand underwriting doesn’t deal directly with the borrower but that was still a little difficult.

In the beginning of 2019, we tried to get a home through 21st Mortgage and we stopped that process because we weren't happy with their rep. Whomever I was dealing with was sending over check stubs. When we went back, to Palm Harbor Homes, they told me that I was already approved with 21st Mortgage and that we should go with them. At Palm Harbor Homes, my title company, I was dealing with Kevin and the people there were really nice. They helped me get my application for a mortgage taken care of.
Although our financing went great, our house was not set up properly with 21st Mortgage. There was supposed to be an inspector coming to look at it. We have contacted Troy, who is the rep in the area, who set everything up, and we've notified him of this from day one. There have been leaks in our home and Troy has been very good to send out contractors.

I lost my job unexpectedly, so we thought we would refinance for a while. We went with 21st Mortgage because the process seemed a little bit easier. We had done everything electronic, so it was very convenient. I worked with Kellie and she was great. She gave me updates very frequently, and when I was working with a title company, she stepped in and helped me with that, as far as what was supposed to be happening and what I should be doing. I appreciate that. The application and underwriting process did not take more than a month. Everything went pretty smoothly. Working with them has helped a lot because we were needing to cut back on some bills, and so it was very convenient. We were very happy that we were able to refinance and lower the payment.

I’ve got a certain type of home and they were hard to finance. 21st Mortgage was the only place I could find then that would give mortgage loan. Their mortgage process was very good. We had a lady that was helpful to us. She was very prompt and whenever I send her an email, she’d get right back to me. She was all-around good lady. However, the application process was a little more difficult than it could have been. What we bought was a manufactured home, which doesn’t have a real estate. We’re sitting on a leased lot. They did a full appraisal and they did some stuff that I wouldn’t have thought they would have done based on it being a leased lot, which was okay. I was just surprised it wasn’t more like a car loan. Because that’s what this home is. This home has a title that’s filed with the Department of Motor Vehicles right now. The whole process took no more than two weeks, which is very good.
Overall, I got a fine home through 21st Mortgage at a decent price. 21st Mortgage is a fine company. It did the job I wanted. The only problem is the interest rate is high, somewhere around 9.75% to 10%. And in this day and age, it’s horrible. My wife and I have credit scores up around 800. I thought, I’d do better. So, I was disappointed with it. But it’s gonna wind up being paid off way early anyhow, so it won’t cost me that much. Also, I asked for 20 and they said, “We can’t give you 20 because of your age.” I guess they figured I was gonna die before it was paid off. But that was not the mortgage company’s fault. That was a federal regulation. I'm old and at my age, I can only get a loan of up to 13 years.

I was looking at a manufactured home and the Realtor told me that 21st Mortgage did financing for manufactured homes. Everything went pretty smoothly in obtaining the mortgage. They sent the application to me and I completed it. Then I had it turned in within a day. About two days later, they approved it. It was kind of hard to get ahold of the rep and talk to him on the phone. We had to work through email, but he was nice enough and we made it work.
However, we had to wait a while because I was still married from a previous relationship. We found out that in the state of Texas, I had to be legally divorced before I could finish the loan up. We had to wait for the divorce to get finalized before we could finalize everything. I told them that it was gonna be 60 days from then but it ended up taking close to four months. But they were patient with me and took care of me. The rep had mentioned something about having to redo my credit after so many days. And that they would also have to redo a whole bunch of stuff, but they didn’t make me do that. I was really satisfied and very pleased with that. 21st Mortgage ended up working out very well for me and I was able to buy my first house.

However, the loan officer I was dealing with wasn’t on top of the game. I had to constantly get a hold of her, “What do I need to do next?” Either she was new or she was terrible at her job. I also own a home in the same community that I bought three years ago and I didn’t have half the problem I did this time. The whole process took about a month to get it all done. I wish they'd be little bit more upfront on what was the next step. I understand she was new but we were under a time crunch because I bought the house off a friend of mine. He was moving and he had to get closed, and I had to get my closing done. But we got through it. It was an agonizing experience but I’m glad it’s over.

Working with 21st was a lot longer than I thought. There were issues with papers getting lost in the transit, as far as the facts, we had to redo some of them several times. Also, we did everything online and there were things that we had called on to check. They said they needed some other piece of information and it was days. They could have better communication. Other than that, the application process itself was pretty easy and the rep was very knowledgeable. The follow up was good. If we asked a question or something, we got a good response. So, I was happy about that. We started in August and closed in December and overall, we're glad that we got the house.

We had an opportunity to buy another piece of property that we were going to one day either redo it and turn it over to investment or turn it over and sell it to one of the kids. I applied for a mortgage from 21st Mortgage but their process was difficult. Most of it was I would sit around, waiting for information on what they need or what I need to do on my side. I would finally send a text out to the agent. And then at that time, they would reach out to the underwriter and send them the same email. We had a couple of struggles we had to jump through when we bought the property with the previous owner.
The owner got put in an assisted living facility and his son was taking over on the estate. We found out that he had a wife that passed away. Her name was on the will and it was never probated. We had a few options we had to jump through to try to get everything approved to get it to them but it was just too much work to get the loan. It wasn't comfortable, but we got through it.
Their loan officers all needed training. The loan officer I worked with was even out for a couple of times. A couple of his co-workers would tell me, "We're gonna have to wait till he gets back." But when it finally got over to the closing attorney's side of it, the communication between them and our closing attorney was really rapid in-between, as well as answering a lot of questions and getting things resolved on both parts.

I been with 21st Mortgage the entire time with my loan. I’m at the point of paying off my loan. Lately been increasing my payments but all of a sudden it takes the mail a month to make it there. I contacted the company questioning my payment oh it’s not here. For real! I financed my manufactured house in 2017. They charge me an interest of 9.8 %. This is the way too high. Three ways down the lane my principal remains almost the same. At this moment I am very disappointed for My house is in a rented park and the mobile park keeps raising their rate. I wish I knew I read the negatives reviews before I took the mortgage. I have been trying to sell my house for the last year and no one is willing to buy because the value of the high is less than what I owe. My principal is around 61000 but the value per now is around 50000. It’s better to save money and buy a real house.

My bank, Bank of America, gave me a few names for companies that do mobile home loans. I went with 21st and the application process was easy. They were very easy to work with, and they also went out of their way to help with the process of it. We wanted to get the closing before the year's end and they went all out to make that possible. I was trying to get the place remortgaged and didn't have a lot of time on my hands. And 21st Mortgage moved a little faster than other companies. I let two other companies check my credit and do a hard inquiry, but they weren’t following through and getting back. I had to call them, but I shouldn’t have to chase them. They should be chasing me. And in the end, 21st Mortgage did the job.
But during the application process, they asked for a lot of things multiple times. The guy handling the paperwork asked for things over and over again, which was a hassle. I think he was misplacing things or forgetting that already asked. They also have a problem whenever you try to send them emails. They have to email you first and you have to reply to that email. I sent everything they asked for through the email, but they never could get any of it and didn't realize that they were getting it.
My land was tied in with the initial loan and they did an appraisal. The way that was supposed to work was that if the property and land appraised for higher than what they were expecting, then I would require no down payment and I would get the lowest interest rate that they offer. After the appraisal that I had to pay for, I found out that 21st Mortgage had lied.
I appraised at 130,000, but they decided to take what they considered the value of the house which was 83,000, which left me with a higher interest rate. I had improvements to the property and they said if I could show proof and receipts for the improvements, they would credit that. I don’t have a receipt for a tree that I went outside and cut with my own chainsaw. It put me in a box that I shouldn’t have been in. I didn’t credit for my hard work and labor in the property or the value of the land. If I hadn't already paid for the appraiser, been dealing with them for almost two months, and totally exhausted about the whole situation, I would’ve looked for somebody else.

I'm tired of paying rent. I applied online with 21st Mortgage and ended up going with a trailer loan. The process, which took three months, was good and easy. It was only difficult when I forgot to put my code on it. The representative was helpful a lot. Working with 21st was excellent. It got me a house. When I applied from my bank, I had to own the land. I couldn’t rent the land. But with 21st, you don’t have to own the land. They can improve though by having a lower interest rate.

I just recently got divorced, so my credit is not the greatest, so I was denied for a loan through them. I reached out to 21st Mortgage and they approved me right then on the spot. And Joy was fantastic to work with. She made the process super easy.
We had started it right before Thanksgiving, so the holidays delayed it. But she was just very good at communicating. Every time I called her, she would call me back right away or send me an email and have this updated. We were able to get information back and forth so we could get it going as quickly as possible. As soon as she got information from the underwriter, she was relaying that to us so we could get more info sent over. I signed on December 12. And then it took about another week for the payment to be processed and received and to the other lender. Everything went smoothly.

I have been dealing with 21st Mortgage Corporation since we purchased this home originally. I was getting the title switched over to my name. The switch took about a month and a half. It probably would’ve been sooner, but our package got lost in the mail with all our finalized paperwork. But I wish there was a quicker process as far as just transferring it from my mother’s name to mine without having to go through the whole loan process. But other than that, all in all, it was convenient. They cooperated with me. I probably drove them a little crazy, but all went well.

I had my other mobile home mortgage with Vanderbilt and I just wanted to try out 21st Mortgage. They were a bit better with working with the older homes. However, I was very unsatisfied with the closing. I worked it with American Financing doing closings, and we didn’t have any kind of problems like we had. There should have been a conference call while I was going through the paperwork, because I made mistakes and it delayed everything. So, the closing didn’t spun for at least another three or four days because of stuff on the paperwork. If the paper was wrong, there was no way to just fax it. It had to be FedExed overnight. So, I’m not happy with how that was done.
I also wasn’t told that my interest rate went up three points with my down payment. My mortgage was under 50,000, so I didn’t know that. Had I known that, I would have never put the money down. But it was too late. I had to close on this house. I had sellers that were getting very anxious. And then, my $200 that I put down as earnest money deposit became an issue and held things up. We had to do the special little letter saying that the seller was gonna give me back the $200. I don’t understand why it wasn’t deducted right out of the purchase price. Everything was such a mess and too stressful for less than $50,000 mortgage. I’ve seen $500,000 mortgages go a lot smoother than that.
The loan officer that I worked with was nice. I like her, but she should have been on top of things, making me aware that once I go under $50,000 mortgage, my interest rate would not be 9.69 anymore. That it'd be 12.5 or 12.9. A big difference. So now, my biggest race is to pay down my mortgage as fast as possible. But I didn’t want that. I'm trying to remodel this place. So, they could've disclosed things a bit better, explained things when it comes to that. I can do closing, but not the trailer stuff. I answered things stupidly and I should have had someone right there to say, “No, no. You’re missing this check mark.” All because of the check mark that I put in the wrong place delayed the closing an extra day, and it’s just frustrating. Because it cost me over $100 to stay myself and my two pets in a hotel. So, it cost me over $100 more every day.
I do like the fact that the packages get FedExed. And then, I can sit down and do the closing wherever I’m at. I would have even paid $50 or $75 just to have a notary that was familiar with all the paperwork, make sure I got every signature, every check mark, or if I could have faxed everything over first before I put it in the FedEx to make sure that before I send it overnight, everything was done right. That would have really made a difference. She would have said, “No, we have to have the original here in the office.” Just so I’m not missing anything. She’s a notary who does closings, but she’s not familiar with all that stuff.
The fact that 21st Mortgage went for mobile homes is wonderful because there’s no one else around that would do it. Even a private lender would charge me that much in points. So, they still have a lower mortgage payment. But I can’t refinance because if I refinance, I’m still going with the high-interest rate, so I’m not happy with that.

21st Mortgage Corporation didn't require as much down payment so I applied for a 23-year loan program from them. Their application process was very slow. The whole process took a good three months. I sent everything in the first time including the appraisal because I just had it appraised. They had everything they wanted. And then, they finally had to get another appraisal. I sent the insurance in right away, then they didn't have a copy of it, which they did. It went on and on and on, but it was good at the end. The underwriters was the ones that handled everything. But Adam, our loan officer, was good. Everybody that I talked to was nice. Working with 21st Mortgage has been good. They could be a little bit faster, but it's okay. I would go with them again.

21st Mortgage was the company that my broker could get that was attached to most of the trailer homes in this area, and I went with what he said. During the application and underwriting process, it seemed like things were a little more restricted and standard. I had several issues that needed more paperwork, so it made things dragged out. Overall, it took a little over a month. But it wasn’t unnaturally long, it was just that we had a restricted timeline. So, we would be told that we were good, then we were told that we needed to get this and that. And there were a couple of issues on my broker’s end that made it to where there was a problem there as well. But it wasn’t like the underwriters themselves were making it more difficult.
I had originally planned on putting in for a land contract, and the broker said to fill out 21st's application based on the idea that that was me submitting information to the broker for the purpose of a land contract. And when the land contract fell through, he submitted the application with all of the original information which had my wife’s vehicle on it and a couple other situations. So, it made it to where it increased my debt-to-income ratio, even though her vehicle wasn’t on my credit report.
Also, my job has bad record keeping and they only really show year-to-date based on what I had been paid for that period. So, if I'm on second shift, their record goes a year-to-date for second shift for that pay period. But if I hadn’t done any first shift work, it didn’t include first shift on year-to-date at all. So, I had to go and get more paperwork there. I had to get the title of my wife’s car to get that cleared off, too. Then I had to go get the pay-off note for my car because right when I sold the house, I paid my car off.
Other than that, the loan officer I had worked with me really well even though that situation wasn’t so simple. His name was Joe and he made sure to get back to the underwriters to try to clarify whatever paperwork I needed to get done. But at times, it was difficult to try to get ahold of someone to figure out exactly what was needed. Joe was busy a lot, so when he wasn’t available, it was difficult to try to get any kind of clarification from anyone else in the company.

The whole process of obtaining the mortgage with 21st Mortgagre was a huge pain in the **. It was just a tremendous process I had to go through. It should have taken like a week, but it took six because they were so picky and ridiculously, the stuff they needed. They kept saying there were some that they didn’t get. But I said I sent them two times. Also, I had to refinance because I had to finance in my own name, and the terms that they gave me was twice as long as what I had before. There should have been a little more leeway, especially my credit score is 805. I should have gotten better terms than what I got. I’ve had easier time refinancing houses than I did with this thing. It was really annoying and I’m just glad it’s over. But they were very good in staying in contact with me the whole process.

I was in a position with work where I needed to do something different to get my finances in a better situation. I was financing this home, paying $2,000 a month on it, and I needed to get that into a more manageable number. So, I refinanced with 21st Mortgage. When it comes to Ryan, the guy I dealt with, it couldn’t have been better. He always answered his phone, called me back, and walked me through the process step-by-step. There were no glitches and no issues at all.
He took a little vacation during the Thanksgiving holidays, but as soon as he came back in, he returned my phone calls and got everything taken care of. In that little eight-day period, however, I was still trying to get some things done and I was trying to deal with other people who weren’t completely familiar with the entire situation. So, that was a little bit difficult, but it was understandable. Ryan got a good memory. I don’t know how many people he deals with on a daily basis, but you can call him and off the top of his head, he can recall all the details of previous conversations. Overall, I went from something that was super complicated to a pretty easy step-by-step process of getting everything financed and getting it taken care of. And I went from my owner-financed situation to finance it on my own. It was wonderful. It took less than 45 days from the time I applied to the time I closed.

We were browsing and came across 21st. One of my husband’s friends referred us too. We got a conventional loan and the process of financing was very long. We started in July of last year and we closed in December. We had a bunch of hang-ups and that was frustrating. From the beginning to the end, there were a lot of issues. Nikki, the lady who was doing it was very good. She was perfect, very sweet and she helped us out. She did what she could. We wanted to get this done and we were bugging her and driving her crazy. We were asking the underwriter questions directly too and he would say okay. We were asking what we needed and it got down to inspection and he said we needed an inspection to make sure the mobile home was fine. So, then, we asked what kind of inspection he wanted and if a four-point inspection would work. He said yes, so we got it. We had to pay for that and then, he hemmed and hawed around.
It was a couple of weeks before we heard back. I called the underwriter and asked what was going on because we were just waiting on hold. He said the inspection wouldn’t work and we needed a different one. We got frustrated with that because if he had said in the beginning that we needed a regular, full inspection, then we wouldn’t had to spend money on a four-point inspection. So, we got an inspection, and it came back to where we needed stuff to be fixed. We came out of our own pocket because the seller fixed a little bit, but be he wasn’t willing to go as far as what the inspection needed. Then once we had it reinspected, the inspector came out.
Everything that the underwriter wanted was completed but he was still dragging his feet. Even the inspector sent him an email because the inspector got very upset and said the underwriter was trying to undermine him. It was a complete runaround at the end and we got so frustrated that we almost stopped. We weren’t happy at all toward the end with the inspection with the underwriter, because everything was completed and it took us a couple of months after the inspection to even start going again. It was not good. 21st Mortgage should tell us what they actually need and want before we go through with it for stuff to go smoother because it was terrible. It was a nightmare.

When I was purchasing a single wide, I went through a handful of different places and 21st Mortgage was the only place that would even consider financing it. The application and underwriting process took some time. I put in the application right at the end of August, but I didn’t close until Black Friday. There was an issue with the title of the mobile home. It was still showing a lien on it even though there wasn’t a lien against the house. It was the State of North Carolina's fault and getting a new title on the house that took so long.
The term shocked me with how long it was considering that I financed a truck for a much shorter term. The interest rate was also a little high, but with the age of the house and the normal financing on a mobile home, I understand why. However, the loan officer was able to answer any questions I had almost immediately and she kept me updated on everything. I’ve never purchased a house and all of it was a little confusing to me. But she was straightforward in answering any questions or concerns that I had.

21st Mortgage's application process took a total of three months. It was somewhat sporadic and at times, confusing. Instead of emailing back and forth trying to get things right, it would've been nice if the document gathering was available online. Then the documents could've been uploaded on the website and reviewed without having it pass through somebody else. My lending officer would tell me what they needed, but suddenly, they didn't need it anymore. And some of the things that they said they needed didn't make sense at all, to begin with, which was where the confusion came in. But I don't know that it was him so much as it was underwriting. He was always trying to be very informative and keep on top of things and I always appreciated that. And he did help me out quite a bit with understanding the process in general.

I mailed my loan payment on the 21st of December to cover my loan which was due on the 1st of January. By the third of January the payment had not been received by 21st who then contacted me to resolve the issue. So I completed a payment online to resolve the issue. And then my check arrives and is processed. I now have made two payments in one month. 21st Century worked the issue and my extra payment was credited to next months payment. My wife had a loan through 21st Mortgage for our home. I own the property and she owned the house. So we figured to just combine it all into one. Overall, the experience with 21st Mortgage was very good. Ryan, the one whom we dealt with, was very quick to reply to an email and was very professional. He was a pleasure to do business with. The only thing, I felt we were out of the loop on was that we had an appraiser that we paid to come out and do an appraisal on the property. But we didn't get any information on that.
I wasn't too keen with the lady that did all the notary as well. She was very sweet but she just seemed to be a little unorganized. We had to go back a second day to go meet. And we questioned one of the papers. We felt like we needed to sign, but she was like, "No, you don't need to sign that." We figured she knows what she's doing. She called me four days later that we needed to go back and sign that paper, and that was what was holding us up. Luckily, she wasn't that far from our office, so we were able to go meet up with her. It's still wasn't a bad thing. And my wife and I both were just waiting for something to pop that, "Oh, no. We can't do it." But we never got that.
We feel a lot better now that it's over. I still have questions because of the way it was though. It was two different pieces of properties subdivided that we all merged in together. And with you coming in only appraising one piece of the property, how does that work with the other piece of property. It was all paid for, but I'm just not sure how that falls into the equation. They could've explained that a little further. But Ryan was very good. The only downside was that we had to ask him, and he didn't hesitate to give us an answer even if he did not have the answer and shot straight and said, "I'm not sure about that. Let me find out." And he did. He followed up with us and he gave us the answer for the questions that we were asking.

21st Mortgage is my mortgage company on the house and I have it on the land that I wanted to refi it into VA. I had to refi the land and the house into one loan so I could refi it again into VA loan. The process of obtaining the mortgage was fine. I didn't have any issues. It took a long time though. Their interest rates are too high as well. But their rep was good. He answered questions and he got the job done. He was easy to work with, answered my emails and kept me informed.

Obtaining the mortgage was fairly easy to do and it didn’t take very long to get the approval -- it only took three days to show how much I qualified for. The realtor people took care of all, they talked to the loan officer, and they worked it out with him.

I wanted a mobile and I couldn't find anybody to finance it for me. I had to wait until I was 55 'cause I wanted to go into a park, but the girl that did it for me got me approved in less than two weeks. I wasn't able to find anything during that time and then I got reapproved, and everything went pretty smoothly so I was happy. Kayla was very knowledgeable and she took care of me. There were some things going on in my personal life that I was thinking about not even doing it 'cause I lost out on a couple of homes. She followed up and wrote me a little note. It was nice that she took a little extra time to do that. Every time I needed something, it happened. It might not have happened right off the bat but we got it to happen and I got what I wanted.

21st Mortgage Corporation was the company that would do financing for a manufactured home. So we decided to go with them and it was not as smooth as I would've hoped. We had problems getting ahold of the person that was in charge of our mortgage. We would send papers and then he'd say, "Okay, this good, but this isn't what we were looking for." And it was not made clear. We ended up finally being able to get everything in that needed to be in, but it was a bit of a rush and our Realtor was kinda frustrated, and so was the seller's Realtor.
There were a couple of people that got in on it, so part of the confusion may have been that there were two people and so, the second person maybe just didn't quite know exactly what was going on with the first one. Mostly we communicated by email or through our Realtor. She had to call a couple of times and kinda put a little pressure on them to get going. But once it was completed, then we haven't had any problems. The mortgage payments has been going in the way it's supposed to in the whole thing.

I found 21st Mortgage first online and they allowed me to do basically everything online, which is great ‘cause it made it easy to work with. I got a loan in first time buying a house and the application process was fairly painless. There was a little bit of confusion with the paperwork I needed to submit when I got the paperwork after I got approved, but other than that, it was great. And because I applied for a few different houses, the process took about 3 months from the time I submitted the application to the time it was funded.
There was also a little confusion about what my rate is. It seemed to keep changing, especially when I finally got to submit a bid for a house that was accepted. But I never received any explanation as to why. First it went up then it went way down, then it went up a little bit, and then when the plan was finally done, I didn’t get a notice but it got up a little bit more. My lending officer was Nikki and she was fantastic. She was a little hard to get a hold of but other than that, she was great. She was really friendly and patient with me. Again, I'm a first time homeowner and it was a little intimidating. Some people can be very rude when you don’t know what they’re talking about, but she was always nice. Now, with the help of 21st Mortgage, I got a home.

We were led on a wild goose chase after approval then this company worked so hard to find a reason for denial what a joke and rude as can be. They claimed I didn't have all documentation on time which I did then they gave me two different credit scores that did not make sense. To me I feel like they did not want to help us out in the first place and every effort was made to deny loan. I have no choice but to report this matter to the Better Business Bureau and see if I can't get some honest answers. Thank for ruining my kids' holidays and New Year. What a COMPANY.

The experience with the loan officer was terrible. He would not call the relator or I back to get questions answered in a timely manner. It was very frustrating because it left a lot of steps of the loan process to be completed at the last minute. At one point I called to another area in the company to complain and finally got to him and he didn't even apologize for not following up with needed information. I really appreciate that this company accepted me and is willing to finance me as I am working on my credit but the loan officer was really unprofessional and frustrating.

When we were looking at the home to buy, the seller gave us a list of people that would finance mobile homes. 21st Mortgage was the first one on the list, and we contacted them. We bought a used home, and we went with a first time homebuyers program. The application process was very slow, and it took a month and a half to be completed. There was not much communication between us and the bank. They sent us a form, and whenever we sent in all our paperwork they would shoot a quick email saying, “Hey, this form is not right.” But, they did not tell you what was wrong on it. The only time we ever talked to somebody from the bank was when we closed. Once all the paperwork was in and finalized, it went smoothly as silk. The rates and terms were not bad, too.

We called them and the lady told us they had a quick turnaround and they are good to work with, so we went with them for a mortgage on a mobile home. Their process was good, and they seemed to be knowledgeable, courteous and professional. The guy kept us in the loop really good and he communicated well on email. The application process was a little tedious, however. I had to get a lot of information that I had to search for, but, other than that, it was not bad. It took about three weeks. The terms and rates were competitive, too. I wished I could have got a little better, but it was good.

21st Mortgage was on a list of possible lenders that was given to us by a manufactured home dealer, and we went with a mortgage for a mobile home with them. It was the first time we ever tried to do that. The application process was fine. It seemed like the sellers, however, had to prove a lot of stuff when all they were doing was selling their place. Whereas I've sold brick-and-mortar homes and you don’t do much more than show up for closing. It seemed this took longer than a brick-and-mortar home to work through all the processes.
That may have been the result of the person we were dealing with at 21st Mortgage not being as responsive as she might had been -- it took her days to get back to us. When she went on vacation for a week, during that time, we dealt with another person at 21st Mortgage and that person got back to us in a minute and acted within hours. We had no idea that was happening, and we were coming down to the end then, but, thankfully, somebody had been assigned to pick up while she was gone.
The lady could have been more responsive. They sent a list of things we had to provide for them, and we sent those, but it would take days until we realized that it was received and approved. As is normal, there were a couple of things that they wanted either resent or that we did not answer. So, we would have to go back then and send new information. It took too long. It took the seller’s realtor forever to be able to even get that rep to answer her own things because she was trying to determine exactly what it was she wanted from the seller. From the application to getting the money, it took about five weeks. We bought the manufactured home and we were happy about that. So, in that respect, we got what we wanted. If, however, we had to do it all over again, we probably would have picked one of the other lenders that the manufactured home dealer had given us.

I got a conventional loan from 21st Mortgage and worked with Justin. He has done a really good job on his side. He was always calling me back. If I needed something, he'd call me and give me information when I needed it. The process took us a month which was pretty good. Everything was done by phone or by email. Justin was always telling us the next step. I was comfortable working with 21st Mortgage.

I had called Credit Human who I've had my loan with for 11 years. But they don't refinance on a manufactured home--mine's a 1990 and they only go, I think, '99 and up. I then went with 21st mortgage and we got the application process pretty fast. I love my loan agent. We had a few problems with other people getting their paperwork in and he did more than he had to.

I was aware of a mortgaged mobile home. My cousin was selling a home and 21st Mortgage was the mortgage lender she was aware of. The application process was pretty straightforward. There was direct contact but the majority of contact was through emails. Everything was done electronically pretty much. The application and underwriting took about a month. I took a pause.
But the need for an appraisal should have been upfront. I was approved for a loan and told I could go ahead and they would give me this much money for the loan. But once all of that was said and done, they were wanted to appraise the house because it was only worth $10,000. I had been told the entire process that I was getting $25,000 then was told there was quite a chance that I may only be getting 10,000. That happened right before the contract got sent. Everything else, like the background checks, was done. They said they needed this documentation and that documentation. But signing all the paperwork that was needed and emailing it was all done. We were then told that they had to have an appraiser come out and I had to spend $300-some on that appraiser.
When it came down to that we asked why this wasn’t told to us upfront and why were we waiting for the last-minute to be told this. Our loan officer's only reasoning was it was listed in the long list of documentation that was going to be needed and that that was what was going to be needed. But to me, I know for a fact it was listed second to last and that was the documentation. It was never brought up by her that it might be a good idea to get an appraisal first, especially because I couldn’t bring in my own appraisal company. I had to go directly through 21st Mortgage. Other than that, our loan officer was okay and I was confident working with her through the process.
It was all done online. They overnighted documents and stuff. I didn’t have to go in and meet with somebody in person because my schedule was really terrible and I had no time off. Everything could be done on the short 10-minute break that I had at work. I liked the ability to be able to contact my loan officer too. On the couple of times I called or the seller called, she got in contact with her. Now I have my very own first place.

When we found the perfect place for us to move to, we went with 21st Mortgage for a traditional loan. We heard about them from my brother-in-law. My wife dealt with most of the process, which was okay. It was, however, hard for our worker to call 21st Mortgage back. It was hard to get a phone call through. Tyler was our loan officer, and the way he was willing to help when we finally got him on the phone was impressive. We felt comfortable working with him. It was just that he was so busy that it was hard to get ahold of him. So, communication can be improved. From start to closing, it took about six weeks. Working with them changed the whole outlook of our lives that we are being able to come home and say, "This is ours." It changed everything. I would recommend this company.

Getting my mortgage through 21st Mortgage was lengthy but it was smooth. It took about three months, as one thing after another just didn’t seem to line up properly. But it wasn't anybody’s fault.
