I was buying a mobile in a park and 21st Mortgage was the only one that offered financing on mobiles that was reasonable. The application took four months. They were a little slow on helping close the loan and they could speed up the application process. But Curtis, the rep we worked with, did as good as he could do.

The application process was a lot of paperwork, but that’s just part of it. It took about a month, getting everything together and all of that. The guy that we dealt with was very informative and kept us up-to-date on everything. He let us know what the process was looking like and he did a good job. I felt very comfortable with 21st Mortgage. They were good and easy to work with and we get a lower interest rate, which I liked.

For the most part, everything was smooth. The rep was great. We thought it was going to be taken care of in a matter of a month or two but it wound up being stretched out for about six months or so. But she was so patient and very personable. I was also very satisfied with the rate.

21st is a great mortgage lender! They are always on top giving you loan status updates, and they have a great online service. If you have any questions they give you a fast response. I cant say enough good things about 21st Mortgage. No matter who I spoke with they all treated me with respect and with a great attitude. When needed they found ways to help me no matter the situation. Everyone I spoke with was professional. I lost my job due to Covid. Hospital shut down. My husband is disabled and draws disability. I draw S.S. We are struggling. I still make sure I pay the mortgage within the month. Yes it's late, but I always pay the late fee also. I was treated horribly rude by Adam. I was trying to pay over half on the 19 of Nov. The other half on the 28th. He said he would not accept that. I said then I will pay all of it on the 28th. He said he will not take it!!! Tyler ** stepped in and was calm and professional and payment was set up. No problems, no harassment. I will always be thankful to him for not demeaning me. Thank you.

Started making bi-weekly payments and had issue with online payment center not excepting another payment. The rep explained how the system was thinking I already made a payment for the month even if it was a partial. She said I can make a phone payment instead. She very friendly and explained everything clearly. She was very friendly.

In these Troublesome times, it is great comfort to know that 21st Mortgage Company is willing to work with me in getting my mortgage responsibilities met with the least stress as possible. The payment process was extremely fast and easy. The accountants have information on accounts instantly and are patient and willing to help! If you accidentally call the wrong department the employee is courteous and quick to help get you to the right place.

My husband died and the bill is now address as: To The Estate of James **. My husband has no estate. My name is on the loan. I am asking customer service why the bill is being addressed referring to the Estate of James **, instead of changing the bill address to my name Eliza **. The Customer Service said because of the way it is coded. It is a misrepresentation and unfair to me who has been paying the mortgage since day!. I am advised to refinance to make the change of name in the billing statement.

During COVID things have not been great for my family, we were so excited that we purchased our first home in February 2020, but then COVID happened and I lost my job in April. We’ve been making our mortgage payment sometimes late, then my unemployment got cut basically in half. Today I spoke with Josh, who walked me through a few options they’re offering for those struggling to make payment right now and gave us some peace of mind that we can make it work.

11/16/20 Sent e--payment. On 17th Requested $2,500 extra payment be applied to principal. They had received the electronic payment but allocated money to interest, escrow... When I call everyone is very polite. Do not understand when extra payments are made, why I have to call and check my account every time. 11/18 Bridget was polite and said she would send another email instructing all $2,500 be applied to principal. It is not her fault. I will check on 11/20 if corrected. Not happy that I have to make several calls when I send extra payments to apply to principal.

I called in to make a partial payment over the phone on 11/17/2020 like I do every other week for years. Nihada answered my call and she was so helpful and pleasant to speak with. In the present state that our country is in and how we are personally being affected by the current situation, it was a breath of fresh air to speak to her. Me and my wife thought it was time to make that move and buy our own place. Since we're living in Lone Star, 21st Mortgage was the one that was recommended to us and that's who we went with. We compared them with the rent houses here in Lubbock and it was a lot cheaper, which was why we didn't rent. If you don't have a good credit, they'll work with you on getting the loan. Due to Covid-19, the application and underwriting process took a little bit of time but that was understandable. It wasn't too bad. They’ve been straightforward and good with us so far.

Everything in the beginning went smooth and very quick. But I thinks it's unfair and odd that we have to schedule the first payment before I'm even in the home. I understand if that's "the rules" but for a first time home buyer that is just unfair.

Communication with the company is horrible. Employees do not know answers to questions, give incorrect information, rude and bad customer service. Purchasing a mobile home for my daughter and grand daughter, I was approved very quickly with my excellent credit rating. I was not informed at any time what I was approved for until the date of signing for the final construction and purchase. I would call on an issue of adding a name to the loan and was met with comments of not knowing what I was talking about. Obvious communication breakdown between the home builder and loan company.
I received the loan package that included home insurance that was excessive and I did not ask for, was not provided the information to seek insurance. Only when it was time to finalize was the information provided for need of insurance AND my option to get my own, which I did at half the cost. It was only at that time I found out what my loan interest rate was and term of loan. I qualify for personal loans at approx. 3% but this loan was 9+%. I plan on getting a loan with another company ASAP. I receive a phone call asking when I wished to make my payments. I was provided November 1st, or October 15th.
I chose October 15 due to the due date and my retirement pay schedule. This took place approx. two weeks before October 15th. I asked the person on the phone if I needed to pay the insurance up front for the home or was it incorporated in the loan and deducted from escrow/monthly payments. I was told specifically not to worry about that, you people have it handled. I was told at the last minute weeks later, I needed to pay the first year insurance. Exactly what I asked your employee!!
On October 15th, I received the bill for the monthly payment DUE ON OCT. 15th. It apparently took two weeks to send me the bill. I called your company to express my dissatisfaction and to ensure I would not receive any late fees. Although I was upset, I refrained how upset I was and explained to your employee that I was unhappy with this whole experience. Your employee was rude and condescending, talking to me as if I'm ignorant and don't understand how things work and payment books are not just laying around their desks. I know exactly how loans work, how payments are made and responsibilities of both parties involved. Communication between client and company was worst at best. Employee knowledge and customer service was almost non existent.

When I called to get help, never got any help. You guys suck big time. I could not speak to the person handling my application, always got assistants. The forms would not download correctly. When I called for help, your employee would only say "you have to download the forms". That's what he told me five times. Never offering any other possible alternatives. Had to keep repeatedly download the same forms over and over again. Your system would say I downloaded the forms but no one in your office could locate them. I will never recommend your company to anyone. I've had easier time getting a loan when my credit sucked. I can't believe (with great credit) the problems I had with your company. Did I already say that your company SUCKS? ITS SUCKS BIG TIME!!!

Very complicated. Bad communication. Asking for the same info multiple times. We don't like being treated like criminals because we had credit problems in the past, and you like others keep people like us in the hole with high interest rates and costs. We had no choice to allow ourselves to be screwed because we were desperate to have a home and get out of a high rent situation.

Had the first two homes sold out from under us even after we put a down payment on one of them and we turned in all our paperwork. The 21st rep for those homes was very unprofessional and shouldn't have a job with your company. Ashley with Rodney's Mobile Home service can tell you his name. I also have copies of the corresponding emails. We ended up purchasing we feel that we purchased out of desperation and frustration due to our previous experiences. The man representing this home was more professional.
Now that we are ready for trim out no one is getting back to us. This house is NOT livable and has multiple water leaks between the floor and insulation/plastic. At the rate things are going the risk of mold increases. This house had a roach infestation that we discovered after the home was set. It appears to have had rats also discovered after home was set. Maybe the reason for the water leaks. On top of that my payment is due on a home that is not livable. I'm expecting new plastic and insulation after the leaks are repaired.

We received a call from you on October 16 wanting to know when we were making our payment. We had not received your letter nor the coupon book. We were very rudely told that the information was sent the week before. We had just been through our second hurricane. There was zero empathy from your agent. Sending information out a week before the due date is very unprofessional. Add that to the way we were treated on the phone makes us very apprehensive in our future dealings with your company.

There were too many times that I had to submit the same information that was uploaded to the same website, just because my case mgr did not feel like reading through everything. I’ve had to submit proof of paid insurance on several occasions, even after I supposedly closed on the home. Each time I would call in to speak with my case mgr, I was introduced with a nonchalant, uncaring tone of voice. I’ve been through the home buying process before, and it was never like this. I did not feel appreciated as a customer, and there were a few occasions that I wanted to just stop the process and move forward with a different bank.

Every person I dealt with in this company was rude and condescending. They were always snippy about answering questions and, as a first time buyer, I didn't know my options or even other companies. If I hadn't been on a time crunch, I would have gone with anyone else. They asked for a lot of unnecessary/irrelevant paperwork and even my realtor said they were ridiculous. They were stressful to work with and never answered my questions adequately (I had to go to my realtor for that too). If you're looking for a home, I would NOT recommend this company.

When you call and leave messages they don't return your calls. You can call once or several times. The underwriter does not call you back. Having problems with home and no one can call back, but you better pay them because if not it hurts your credit score and you as a person.

I am making my first payment tomorrow on November 13, 2020. And I have no hot water. My hall bathroom none of the water works in it. Farris Mobile Homes says that the people who refurbished the house is the one who had to come fix these problem but I have been put off for two weeks now. I am NOT happy I am making payments and all of this crap doesn’t seem to be important to you guys.

The application process for me was very lengthy. The people in 21st Mortgage made me feel as if they wanted to know where every single penny of my income came from and where it went. I understand they have rules and regulations they need to follow. I just feel like it took way too long for them to finally approve my application. It took them about three months to finalize the entire application process. But they sure don’t give you much time to be late making a payment. I don’t need an extension or anything like that.
I do feel like there are a few things that could be improved. For example, the list of documents needed should be clear and accurate. Yes I get child support. However it took them a month to clearly say that they needed documentation of the judge's order. They also needed to see documentation of when and how often I was paid child support.

People were difficult to get ahold of. Nobody could give me any answers. Told so many different stories. Could not satisfy and worst buying experience ever. If I was not so deep into it I would have quit and went with someone else. Will never use again.

I have never dealt with such a unreasonable, untrusting company. Wish I had never got involved with them. Our home was delivered, 38 days later, our first payment was due. We were unable to live in the house as it was not finished and it would be difficult to pay both a mortgage and rent. We were told exact words “I’m sure you have friends or family you could borrow from and that we should pawn something to make our payment”. The person even had the nerve to tell me to sell my wedding ring to pay my debt to them.
We can pay our mortgage but it seems like a scam to have to pay for a place we cannot live in through no fault of our own. Which by the way, I have read up on State Unfair and Deceptive Acts and Practices Laws, and predatory mortgage laws. Maybe you should also. As soon as possible I will be either selling this home or refinancing it so I do not have to deal with this company. I will warn everyone about them. Also, it took 5 months for them to finally agree to finance after getting duplicate items, and then after closing called every month before the home was delivered. Another side note, we are about to have to make our 2nd mortgage payment and rent due to the home not being ready. Again through no fault of my own, but 21st doesn’t give a damn.

We were told deposit was fully refundable, and it was not. Also person that did appraisal on my home had no idea what she was doing. Then we could not get a second app because you go off the first one no matter what. Well you suck and your whole organization does also.

The entire loan process from start to finish was flawless and transparent. My loan officer Ryan ** was short of a miracle worker. I reached out to discuss my concerns about my recent home purchase, sharing that we still wasn't moved in or given the keys to the home. With all that's been going on, I would need additional time to pay the mortgage. I explained that I was having to pay rent and storages for another month due to the delay of moving in as scheduled. The Supervisor was very rude and inconsiderate. She went on to tell me that the delay had nothing to do with the payment. I asked again, "Was there anyway to push the date back after 11/15," again with rudeness in her voice she said, "No."
After many minutes of listening to her, she said, "Late fees will be assessed after the 15 days." Wow, mam that's really all I need. Why couldn't you just say, you have until 11/30 before a late fees will be assessed. Simple customer service!! Instead she wanted to tell me about how they can't extend anything because "they didn't have any history on me" WTH does that mean? All in all, I'm still not in the home as of today. I will be submitting my payment by 11/30 in order to avoid late fees. Yet, it saddens me that I'm still not able to move into a home, I'm paying for. And to continue to pay rent and storage for my current homestead.

The overall process was good except when it came to verifying the source of the down payment. It was frustrating because the documentation I provided from my bank at first were not enough evidence so it wasn’t a smooth process for this specific step. Overall experience is 4 stars for me.

I had to send in information more than once. Was not notified that I had to have 2,000 extra dollars when I could have signed on a Wednesday and only would have had to pay 50 dollars extra. Instead had to wait to close on a Friday and had to fork out the extra 2,000 for some reason. Feel like I was robbed in a moment that should have been a blessing. Especially in today’s world.

Everyone I've talked to at 21st Mortgage has been awesome to talk with. Very helpful. I do have an issue with my payment though. I told the office here at Dogwood that I wanted the payment due the 15th and they messed up and have it taken out the 1st. I can't have it taken out the 1st because of other bills.

Our 23-year term mobile home mortgage was fairly straightforward to get. 21st Mortgage gave us a list of what they needed and checked off the things that we were able to get in, and it was very clear and easy to understand. From when we first applied until we finally finished and closed, it took about a month but there were some holdups with the dealer trying to get things to them and the insurance. Other than the hang-ups that weren't 21st Mortgage's fault, the process was very smooth. The dealer handled a lot of it for the mortgage company. 21st mortgage just sent us stuff by email. I felt comfortable working with 21st Mortgage. They made the financing process pretty easy when there were a thousand other aggravating things about getting the house.

When we initially applied for the loan, it came back with a lower amount than what we needed. We turned in all the paperwork and the employment verifications, and it came back with what we needed to get the little place we got now. On the mortgage side, we started in September and we got it finished up in October. 21st Mortgage answered our questions quicker than the place that we got the double wide from. Instead of calling them, we called 21st Mortgage to ask them what we needed and what other information they needed. Our loan officer answered the phone every time I called them. The only time he didn't answer a phone call was when he was out of the office, and then his boss answered. It was a very positive experience.

It was an easy process but the only thing was that they didn't give us all the information that we needed. The park bought our trailer that we were living in. We thought we were going to have some cashback coming back to us. But the mortgage company did not tell us that until the very end and told us that we could not have cashback through the type of loan that we got. That was kinda odd. Ben was our sales guy and he said that when he talked to the mortgage company, they had no problem with it. But all of a sudden, we couldn't get any cashback and all that money had to go towards the purchase of the trailer. Otherwise, our experience with them was fine.
The application and underwriting process was nice and easy. They didn't ask for tons and tons of information that I had to go digging through files. It was very quick and it was very, very good. After we filled out the application, we were approved within a week. From there ‘til we closed, it took about a month and a half. It was painless. But the one time that I talked to our rep, it almost felt like I was bothering him when I was asking questions about the loan process and getting cashback. I felt like he was put out that I was asking him all these questions. But all the other ladies that I had talked to during the process were more than friendly. They were more than happy to answer any questions that I had. Overall, 21st Mortgage is a good company. They're rated very high. I would recommend them.

The people that we were getting the trailer from were using 21st Mortgage. We did the Land Home program. The process was a lot of hair-pulling. We've been fighting this since March. Just starting off, we gave them 4,000 down. Then, they said the bank came back, said they wanted 7,000. So, we had to give them another $3,000 down payment. It took forever to get it officially approved because 21st kept asking for this piece of paper or things beyond what we were told originally. We had to have proof of where our money came from, our down payment, and all sorts of stuff. It was crazy. It seemed like something new every week. That part was getting really aggravating. We thought we gave them everything, and they came back, wanting something different.
The lady that we talked to, doing a little walkthrough, said that if we wanted the house by the beginning of October, to let them know, and they could push the loan out another month. When we called back on the first of October saying that we're not in the house yet and that it’s not yet finished, the people said that the payment is still due on the 15th. When we were trying to find out about why we were told the loan could be pushed out, and then, all of a sudden, it wasn't in. We had to pay another month's rent on our apartment on top of coming up with the first-month mortgage for a house we weren't in. We were trying to figure out what was going on with all that.
There were a couple of other questions that we've had. Then, I could never get ahold of them anymore. It was like somebody's secretary or something was always running interference. I could never get them to call back. There should be a lot of communication, and then, just part of it too, with the company that we were getting the trailer from. Their communication was a bit lacking as well. I was not happy to the point where several times, I was ready to back out and stay in the apartment and they could keep the money. I just wanted to be done with it. Then we didn't really find out who the insurance was through until we started getting paperwork when we moved in just recently. They said that everything was taken care of and that they got us the cheapest one they could find yet they never told us who the insurance is.

My landlord was getting a divorce and selling the house. We weren't supposed to build for another year. It ended up working out. I applied at Palmer's and got approved. They ended up being the worst sales place we've ever been to. I switched it over to Butters where we got our house and we did the application online with 21st Mortgage.
When things started happening and we had to turn in paperwork, I was on the phone multiple times a day, and it wasn't a great experience. A lot of our stuff kept getting denied and then we were on vacation on an island in North Carolina. Once we did the closing, my house is already built. Then we got a call that we were missing a page number on one of our closing documents. I had to drive an hour and a half so I could print out new paperwork and send it in. The rates are a little high, but that's expectable with my husband's credit. We have late payments on our account and once they get further away, we would like to try and refinance. It was a disorienting experience but 21st got the job done.

My mom was getting a mobile home put on the property. She is located 70 miles from here in the wilderness. 21st has been very good about allowing us to do the paperwork and the online pieces for her so that it doesn't inconvenience her. That's been very helpful in the process. Of course, they get her permission every time and then we go from there. We started the process in August and we signed in September. We were putting a new place up for our son, and my aunt worked for the mobile home company and they used 21st Mortgage. Although I bank with First Citizens and FirstLight, 21st Mortgage was very competitive and they have the best interest rate. The application process was convoluted a little bit, but we got it straight. It took several calls back and forth to the assigned person, but they were very helpful and got it corrected. It was a lot less painful than going to the dentist. Our loan officer, Barrett, was very helpful.

It was about time in my life to purchase a home. A mortgage was the best way I knew how to do it. I spoke with a guy who recommended 21st. With all the offers I had gone around with the bank, 21st was the best one. It was a pretty simple process going there. We did an application, which was pretty simplified. Once I had everything finished, I went in and turned it in. A couple days later, they had it approved and signed a couple pieces of papers. Every time they talk to me, they were very nice and respectful. I felt pretty good about it the entire time. They're great people to work with.

21st Mortgage was recommended by the manager person when I went to buy the house. The loan officer was really good to work with. I’m a first-time homebuyer, so he definitely set me through what happens and what goes on. The only thing that was kind of annoying dealing with 21st is the back and forth with the paperwork that we needed to do. They would ask for one thing, and then I would give it to them. Then they'd ask for another thing, and then we'd give it to them. Something that I thought would take one or two emails, wound up taking 20 or 30, because they wouldn't tell us upfront what we needed. Also, the mortgage website could probably use a new GUI, but I'm a programmer, so I'm just picky like that. But the web navigation is a little bland and a little difficult to understand. It's got some unnecessary information. They could organize it better.

My dad had a lake house and it was in disarray. I got tired of seeing him going down there and working and not ever getting anything done. My goal was to tear the old trailer down and get a new one, so that's what I did. This was more or less a gift for my father. Now, he can just go down there, open up the door, go fish and he doesn't have to work on the trailer.
Mustang Mobile Homes found my trailer and they used 21st Mortgage. The application and underwriting process took just a few days. The rates were a little high but then, this is a second mortgage. I spoke with a guy and a girl and they were both friendly. Everything is done electronically these days and I'm not very electronic at all. So if there was any slowdown of any processes, it was on my behalf because I don't check my email every day. Three days would go by that I'd have an email in my inbox that I've never even checked and the lady from the mobile home company would tell me that I need to check my email.
Everybody was great at 21st Mortgage. The experience was quick and painless. I had only one concern. I bought a used FEMA trailer house and I thought that the trailer I was getting had a roof issue. There were some shingles missing on it and I was upset over that for about a month. When it came down to everything, that wasn't even the trailer that was mine. It was ridiculous. So, I was all up in a tizzy over nothing. It was my fault and I don't mind telling them I'm sorry.

Getting a mortgage through 21st Mortgage was upfront and explanatory. I liked the terms. They got through everything pretty fast. It took about three weeks when we got everything done. It was more on my part. I had to get the paperwork together and everything. I need to get a hold of the loan officer so I can find out information on interests and everything. They explained everything pretty good on the majority of the stuff we talked about. It worked out pretty good.

I got tax ticket from my county charging me with payment of almost 800 dollars. My mortgage is set up to use my escrow to pay this. I've been asking for proof of payment for 6 months and get the run around. My county says 21st mortgage has not paid this. If not paid I'm calling Attorney General.

We were replacing our existing home. 21st was the only mortgage company that the homebuyer I was dealing with dealt with outright. The loan officer was great. Everything was sent to me, outlined, and everything was pretty obvious in the mortgage contracts. He answered all the questions that I had. The home company made me do the application through paper application, and then, I had to continue on doing it as a paper application. But once I was able to start checking things online and then started using their mortgage tools online, it was a lot easier. 21st did a good job. There were no hiccups along the way, so everything was good. 21st is easy to use, and they were pretty clear on everything. They were pretty forthright in all the paperwork.

Emergencies happen, that we can't control, and trust me they are here for you as homeowners. Here is my Story..Please take time to read. Whoever reads this know it is not an ad, nor commercial, and definitely not exaggerated.. I want to thank 21st Mortgage for saving my safety and life... I was facing foreclosure, and here it is end of October. My family had passed, with no friends because of christianity, , , , lol menopause, and covid. I have always helped others and would jump in the mud if they got stuck. I never knew how to reach out, when I needed help. It seemed so trivial, when families are without much more than me.
My budgeting and losing a roommate leaving with no warning, nor monies owed due to previous mo. I fell behind. I was reaching out to churches, but not a member, they couldn't help me. I believe in God, and Jesus Christ, yet when 21st tried to contact me, I couldn't respond back....Being embarrassed and ashamed..because I didn't have anyone to call on....well I was wrong. Generally they call multiple times. It is borderline. I pay every month mainly on a past due date. The pandemic has not helped but I'm at least up to date in these trying times. Without donating plasma.

While speaking to Melissa, my computer/internet was not initially cooperating. Melissa was very patient and waited at least 10 minutes for me to restart, login, get to 21st Mortgage website. We bought a used manufactured home. Originally, we were looking at a conventional house, and I was going to use a company that specializes in VA loans. But we ended up wanting to buy in a really awesome senior mobile home community. 21st had the only loan program that was gonna work that I could find doing research on it because it’s a used manufactured home.
The process was a little bit difficult. They had requested all this information at one time if we could, which we couldn't. Some of the things were unclear. Also, it seemed like they asked for some things later in the process. My wife and I were not happy with the young lady that was supposed to be handling the loan. She didn't seem to really be reading any of the documents we had sent in. I had sent a couple emails about, “What about this? What about that?" She never changed what was wrong. Then when it was time to get an appraisal on the property, she took a week off. It appeared to me, after the fact, that she had never handed our case over to somebody else to handle and ended up putting us two weeks behind. There were a number of things that we wanted to do to the property before we moved in. But because of that two-week delay, we couldn't do that. We were not really happy with the experience there.
We ended up getting more from her supervisor than we did from her. It was her supervisor that finally got things rolling. The person who evaluated my income to see if we qualified totally botched that. I almost had a heart attack when they said we were refused. He did not include my salary, and he had a copy of my most recent pay stub. He had a copy of my contract that's good for a year. He just totally missed it. I was not happy with that. When I asked our loan officer’s supervisor, it’s like, “What percentage are you looking for, income to loan request? He said, “Like 30% something.” I said, “Well, I've got down to 17%. So, what's the issue?” That was when he found out that the person that did the evaluation of my income didn't include my salary. I get the retirement from teaching and taxes, and I get social security, and that's all they counted.
21st Mortgage’s application process didn’t raise any red flags. But as for the overall lending process, they need to have a meeting in management and make sure that when a loan officer has to take time off for any reason, the cases are handed off to somebody else. And whoever that's handed off to, there should be a notification to the applicant.

21st mentioned that they mortgage mobile homes. As far as the process, there was a lot of emails that went back and forth. First, I was initially turned down. I raised my down payment and was accepted. It was a little difficult for the homeowner and the Realtors. They were asked to provide a lot more information than they were used to in the past. So they were getting a little irritated at that point. But then at the closing, it took us two to three hours instead of just an hour at closing.
The application process was fairly basic. It took about a month and a half for everything to get done. The contact with the Realtors and homeowner could have been improved because I did hear mentioned at the closing that between the Realtors that they'd never gone through so much. My loan officer, Chris, was fairly quick with his responses to me. However, I didn't totally understand everything. I wasn't the most comfortable. I've never done anything like that before. We mainly handled my concerns through email. They're a huge corporation, but they need to work on their end of things when everybody's sitting in a title office trying to close. We were waiting on their end, which also gave everybody a lot more time to complain.

A few years ago, we were in the market to buy a home and we found out that 21st Mortgage was one of the loan companies that was able to provide that type of loan. We remembered their name this time around and we used them. We got a loan program for a manufactured mobile home. After the application, I got an approval letter with the estimated amount that we applied for and we got more specific items for that specific home, along with age, the specific amount that we're offering. Once it was accepted, then we went through all of the pre-funding documents like the I-9 verification, paystubs, agreements and disclosures. After all that was done, we ended up submitting everything so that way, they can go into escrow. Then an escrow took over from there. They asked us for really small things in order for them to fund.
The application process was two days at the most and the underwriting process was like a month. I felt like since I wasn't using a broker, I was constantly reaching out to the loan officer. I actually spoke to him first before he gave me a call which is okay. The loan officer was always very friendly and helpful and informative. There were a couple of things that I disagreed with when it came to the process of some of their documents. A lot of the things that would be a factor with our actual interest rate was contributed to the actual park so it's not something that was in my control. For instance, there was one form where it was a community waiver where they had to pretty much agree to every item that was on that waiver, and the community had to sign off on that. But since our community was not able to agree to all of those items, we were directly affected because despite that our credit score was great, they offered us a 7%.
This community waiver was completed successfully where all the documents were signed, then they would lower the percentage by a half a point, which is like out of our control because we are obviously able to qualify for that. It's just a matter of, “Does the community want to vouch for us.” I felt I was slightly unfair on that being one of the terms that they had. I wouldn't want to do it again, but the process itself wasn't that bad.

With 21st Mortgage, the process of turning in our paperwork was really hectic. We kept trying to submit it and it seems like every time we submitted it, the person we were working for wasn't getting it. So we kept trying to resubmit it. She wasn't getting it for some reason. We ended up getting her email, and she still wasn't getting it for some reason. It ended up pushing everything back.
Their application process was fine. I started the application and then my fiancé finished it. For the communication back and forth, that could have been improved. From the experience, a lot of things were falling through the cracks. It seemed like me and my fiancé and then the Realtor that we were working with were constantly having to follow up with the person that we were working with to see if she was actually working on what she needed to be working on. That was really hectic because we had other things that we needed to be doing to make sure that things were on track.
That was just a constant battle. We were trying to get everything submitted as quick as possible because we had all of our information. We gathered everything right when we got that email. So we were trying to submit everything. It just seemed like nothing was going through. It was horrible. It almost sent us back where we had to find an addendum. We weren't gonna be able to move in where we needed and close when we needed to. I'm happy that we got the loan but they have to have good communication skills.

The real estate broker gave me 21st Mortgage's information, and they contacted their office, and 21st sent me the paperwork to fill out. I got a loan for a first-time mobile home. The process was very positive, very informative and timely. It was pretty straightforward. The process of getting approved was very quick. It was maybe a week or two. The closing process really wasn't that long. It may have been about six weeks. I was very comfortable. It was very good experience.

We were trying to find a good home and we needed a mortgage for it. We were looking around at good places. My boyfriend did lots of research and discovered 21st Mortgage, and we decided to go with them. The online application was very straightforward. I liked it a lot. We had some issues with communication at first. We had some questions regarding verification of employment and income. The rep, Tyler, was two or three hours ahead of us, so by the time we emailed him back, he would be already gone for the day, and it was a little frustrating. But it got to the point when he started giving us phone calls, so it got easier. There was just some issues with collecting all the information, and income and employment verification. That took the longest. But once that was done, then everything seemed to go pretty fast. Other than the communication issues, 21st Mortgage was really good.

I shopped round and I could not find many that were willing to finance for mobile home. I got 21st to do a loan program that would finance for a non-permanent foundation mobile home. The application process was fine. But the person that I was working with was inexperienced and he wasn't extremely knowledgeable. So between me and my Realtor, we kind of had to walk him through a lot of the steps, step-by-step. We had to do a lot of footwork reminding and be on top of the agent to be able to make sure a lot of things were done. I was getting quite concerned with a lot of the processes. Sometimes, I had to go above the agent. I know COVID was an issue and a lot of people were working remotely. But there was a lot of breakdown in the communication between the lending agent and my real estate agent and the seller's agent as well.

I want to take the time to explain what an awesome person, employee that Alex's is. He takes the time to really listen, and tries to understand. He does a great job at that. He has been very compassionate, and easy for me to talk to. My Son just died in his bedroom at our house. I have a mobile home in a trailer court and not a lot of banks would give me a loan for something like that. 21st Mortgage reached out and said that they could help me and we went from there. I'm an older fella and I bought and sold houses pretty much my whole life. But I did a lot of it in Ohio and didn't have a lot of experience with the Pennsylvania regulations that they have here. With the banking that I see now, I feel like I'm doing the work. I would think that the banks should do the work and not me. I go to a bank for a loan for them to do the work. I don't have time to do most of the work that I did. So I was a little bit discouraged by it. But we got through it and I'm glad it's over. It was a lot of legwork. But it's not just 21st Mortgage. It's the way banking is done now.
21st was pretty lenient. They were the main ones that stepped forward to help me out. So they're good on that aspect. They said that they couldn't do a lot of the legwork because they couldn't get the info. But once I signed the paper thing that they could get my info, it felt like I was still doing the legwork. Other than that, they were great.

It was just ok. It took way too long. I had to keep sending copies of info over and over to this company. It cost almost $80.00 in fax bills. Also whenever I had questions it was very hard to get in touch with my salesman. Very frustrating.
