    We lived in a trailer home and we financed it through the park so there was no outside entity. We paid a mortgage directly to the park along with the taxes, and then the lot rent, water, and sewer. The trailer that we were at was a 1971 Valiant. It wasn't worth putting any more money into and we were starting to have issues. The furnace kept going. The deck was sagging. The yard was really small. So, I had inquired on a website that was a trailer home because I wanted to find out if the park accepted dogs because I have two.

    When I had inquired on that website, I thought I was speaking with the park but I was speaking with Cross Country Mortgage. They set me up with a real estate agent. His name was Ron. I got approved for something like 150,000 on a house so we started looking for a house. We got disappointed three times, and I was like, “Okay. This is too much. I cannot emotionally take this anymore. Let's shoot for something lower.” We were being outbid. Houses needed everything from the asbestos tile. It’s was all kinds of crazy stuff, and I was like, “I cannot do this. Let's keep where we're at and look for something better, so look for something nicer.” So when I spoke to Ron, he talked to his boss and his boss recommended 21st Mortgage and said that they were specific in mobile home loans.

    When he got with me with that information, I contacted 21st Mortgage. Within 24 hours, they were back in contact with me and sent me a list of the things that they wanted. I already had them on my phone because I just sent them to Cross Country. So, I sent all that to them and the process started. From that point on, it was truly seamless. There were only a few little glitches like the website asked me for my current residence. So, I sent a copy of my current lease. They thought that that lease was the lease for the new place and that kind of got messed up. I was like, “No. That's for the old place.” The rep asked me for my current address. I figured a lease would suffice, and my current address where I'm currently living at. So, we got all of that. They were right on it with whatever it was that I needed to clarify.

    21st Mortgage was truly amazing. They walked me through everything every step of the way. It was really nice with them explaining everything because I had never purchased a home or trailer. I didn't even understand what I was doing then, but they took the time to explain everything to me step by step and what to expect going forward.

    The lady I was talking to at 21st Mortgage, Teresa, was very helpful, so I stuck with her. During the application process, they kept me updated on everything I needed to do and told me what my deadlines were. I tried to get everything in as soon as possible so it worked out fine. It was my first experience and as far as the process, it was fairly smooth for me. However, when I have a mortgage, I like to put additional escrow down. I know that the insurance is gonna go up next year so to hedge that off, if I pay a little bit more each month, then I don't have to worry about it the next year. I talked to two or three people at 21st Mortgage, and they said, they couldn't do that. I've never known a mortgage company not to be able to add additional escrow. That's something that 21st Mortgage could improve.

    Two years ago, we were looking to purchase a house and we had just filed for bankruptcy. 21st approved us so we bought our primary house through them. They were the only ones who approved us. But some of the paperwork was getting lost and we were asked for the same things over and over again. It was a bit frustrating but it was still a very good experience. The guy that was helping us was really nice and very patient. Then, we bought our recent house for the kids and the process was even better.     Two weeks before closing, I asked them if there were any other costs that we were going to have to incur to make sure I had what I needed. The rep said there was absolutely nothing but towards the last day, when we were supposed to be closing, they told me I have to come up with $600. I told them I couldn't do it. They mixed it around and took the last two for the downpayment and applied it to those costs. But if I had known, I could have done it well in advance. The process took 30 days but it ended up being an additional week because we had to go through all this closing and we had to wait for the payment to be dealt with. Other than the last day, the process was really good for the most part.

    The process was long drawn out and stuff kept coming up where I had to put in more and more money. The main issue that came up for me was when we were at closing, 21st Mortgage first told me I didn't need flood insurance then they told me I did after I'd already purchased the policies. I had to cancel that policy and go find a new one. It was a big headache and more money for me. Someone should have known that. I wouldn't have had to purchase one, cancel that then go find another had they told me exactly what I needed. That held me up about a week. The different departments there weren't speaking with each other. It was confusing when the lady I was working with was telling me one thing then it was coming back as something different. Other than that, the process was fine.

    The application process was kind of a pain because it was long-distance and it was back and forth. But overall it was okay. The time difference was not a big issue. They were available. However, the rate is extremely high. Also, they started quoting us on a larger amount than what we finally settled on. They started out at 7% for 130,000, with 40 down, and then went to 8.5% for 63,000 with 40 down. So, it's a percentage and a half higher, just because a lesser amount was borrowed. But that's where they run their business.

    My rep Drew was outstanding but the process took an awful long time because of the new requirements because of a COVID thing. Even after I explained the situation as to why I wasn't working as much as I was working and they talked to my employer and I gave the last three years of my W-2s and everything they asked for, they put so many hurdles for me to get the mortgage approved. Instead of trying to help people to get the ball rolling, every time I give them what they asked, they asked for something else. The process should have taken two weeks but it took a month and a half or more. I was about to give up a couple of times. But thankfully, the mortgage did happen and everything was good.

    Drew did everything and beyond trying to get me approved. He went the extra mile to talk to supervisors and explain to them the situation so they will understand. 21st Mortgage was hesitant. After I give them the explanations as to why the difference on the numbers, they decided to go from the year to date, instead of taking in consideration my W-2, my total year income. So that's why I was not able to qualify for the longest time. 'Cause they weighed on heavier the year to date than my W-2s and then talked to employer. It was like, "What's the point of you guys asking to talk to my employers? It didn't make any difference. You still denied me the loan." I was pretty upset.

    The first gentleman that I got from 21st Mortgage was no help. I emailed him and called him, but he never go back to me, so then I had to call again and talk to a supervisor. She told me he was in the process of retiring and helped me out. She reassigned me to Trevor and he was awesome. He was super fast in responding to all my emails, always available when I called him and always answered questions.

    Trevor worked fast. With him, the process took two weeks, but it was delayed due to the fact that the miscommunication with the other gentleman made it longer.     I wasn't happy. Their system is flawed. I got pre-approved so I went and looked at the house. Then, the guy I worked with was on vacation for a week which was no big deal, but all of a sudden, we had to get all this stuff done before they would even send the appraiser out. That took a week to a week and a half, and that's if you bug them enough to get your appraisal back.

    Another thing, I had to show proof of employment. I submitted my W-2. It didn't have the right date on it because I get paid every two weeks. I had my employer fill out the paperwork. But they wouldn't order the appraisal until all that was done. It was just a long process for me. I was almost to the point of canceling everything and losing three grand and calling it quits. But the rep communicated really well with me. Some of the answers he was telling me were, "That's our the 21st policy." I said, "your policy sucks." I can understand that they don't want to pay the 325, which I ended up paying for, but I don't know why that was a big deal. As soon as the initial contract from me, the Realtor and the seller was signed and we had submitted it to them, there should be an appraisal authorized. Then, this way, we wouldn't have to wait five weeks.

    The process for the mortgage was very smooth, rapid and really simple. When we applied, they approved us in less than 24 hours. They gave us a list of things that they needed. We sent them and we had the appraisal done. There was a problem with the title, but they worked very diligently to handle it and get resolved. We did everything over the phone or through the mail. The first gentleman we spoke to worked through it with us and then he went on vacation. Unfortunately, he did not give me the name of the person who was taking over for him, so I went through three people. That upset me. I understand people have to go on vacation, but there should have been someone dedicated to take over our account.

    I got to the point where I was getting so frustrated. It wasn't their fault. It was the owner’s fault, because of him messing with the titles. But they were all very helpful. I was, at one point, hysterical, and they calmed me down and said, “We'll get through this.” They were very personable. They didn't just say, “We'll get through it. Don't worry about it.” They were very nice about it.

    We would have enjoyed a lower rate, but our credit scores has a lot to do with that. We were a little shocked at the rate. I get a Social Security disability and my husband made enough money to get the mortgage on his income. However, my credit score is higher. They used his credit score because of his income. They didn't include my income, they looked at my credit score, but did not include my credit score in the process. If they would have used mine as well, we could have gotten a lower rate. But I'd still recommend 21st Mortgage.

    The application process with 21st Mortgage was a little lengthy but I understand why. I didn't see too many unnecessary criteria that they were looking for. The process was straightforward and to the point. All the way to closing, it took a month and a half. The rep was very knowledgeable and it seemed like he'd been with the company for a long time. He tried to get me the best rate for the home for a 17-year mortgage but he did a great job. He walked me every step of the way. What impressed me the most was that he was very knowledgeable of the home loans for mobile homes especially. And whenever I did have a question that I thought was a big deal, he would get back to me within minutes sometimes. He was very willing to listen to me and help me out through any of the rough patches I had overpricing and fees. There were a few times when I was hit by unexpected fees but he walked me through it and assured me everything was fine.

    My rate was 7.5 which wasn't that outrageous and I liked it. But I wished we could have pushed the terms a little bit further and given me a couple more years. But it's fine. Everything should go according to plan. It's good to go to 21st. They have reputable people working there. They get everything done in a quick amount of time. I would definitely recommend them especially if you're looking for a mobile home.

If I had any questions throughout the entire process, I could give them a call or leave a voice message, and they would call back pretty well. Most of the transactions were handled via email and they were very responsive. The only thing that was a little bit of a delay was around the title piece and getting all that cleared up.     We went through another place, and they have a threshold that we couldn't meet. 21st Mortgage was able to help us meet that threshold. They were also pretty prompt and responsive. Email was way faster than calling sometimes because sometimes they’re on another call. The process took a little bit of time. It was mostly the insurance company I went through that was giving us the hiccup and not the mortgage company, but it was just a lot of stuff required from us. We would do a couple of things and like, “Oh, well, now we need this bunch of stuff.” We didn't have it yet. So, that was what kind of took it forever. So, you just make sure you have your ducks in a row before you start undertaking this process. I had a house before and I didn't have to go through this much stuff with them. Once you finish a couple of things, they'll add more stuff on. Other than that, the process was very clean.

    I would give no stars however can’t to post so here it goes ….They file complaints for the customer (mortgage holder) however after being passed to this one and that one and repeatedly repeating yourself.. in the end they are no help and a waste of time to file a complaint with and no matter what you still have to meet your obligations as the mortgage holder.. DO NOT do a welcome with 21st until you make sure your mobile home is not only placed on your lot but is to meet allll your expectations, this includes making sure every room is correct and everything that room is supposed to have is correct, from lighting to trim!!     It wasn't a terrible experience. 21st Mortgage's was willing to work with us on certain things. That made it pretty easy in getting things turned in. The closing part was probably one of the last things. The attorney that we used that day for our closing was overwhelmed in terms of the number of things that she had to do that day. She only allotted like 45 minutes to an hour. That wasn't so much 21st Mortgage's fault, but there were a lot of unanswered questions that day.

    Our seller thought they were gonna walk away with a check that day. Nobody had let them know that it was gonna be a wire transfer and that they needed to bring certain documents for that part. There were also a few things where we had a misunderstanding with the name on our application. We had to go get extra papers that we really didn't need because it was somebody else's job. 21st Mortgage's checklists in the beginning was pretty good. Then, we got to the one paper at the end when we had the miscommunication with the name. If things would've been laid out a little more clear, like we had to go get a whole separate deed then a whole different land plot, then that wouldn't have put us a little bit behind on our end at one point.

    The 21st Mortgage Corporation rep was nice, but he didn't communicate very well. Because even the guy we purchased the home from had issues with him just communicating. But other than that, he was polite. Even when they were paying the guy, he told him to overnight it. And the guy told me to tell him, instead of him calling him, he told me to tell him that it'd be two nights 'cause of the area he was in. And I told him, and then he told the guy, “You could have told me that you couldn't overnight it to this office and I could have went to my other office that I was supposed to work at anyways, and you could have overnighted it."

    The application to closing took over a month. But that was a lot on our side, too. We were trying to work out a number with the guy we were buying from. So it took a bit longer. Because we were trying to get the price down. The timeframe was getting ready to run out because I had to redo an application if we didn't get it done quick. But I had seven days before that when we got it done. Other than that, everything went smooth. After that, we got our Payment Book and I set up an online account so I could access it online, which I prefer.

    My first contact with First American was by filling out the information on their website. Then I received a phone call from someone. They gave detailed information and were able to point us in the right direction, who we needed to talk to within the company. We received a preapproval status quickly but an actual approval took maybe a week and a half to finally hear back from somebody.

    21st Mortgage's process is self-explanatory. But as fast as paperwork is sent, sometimes it does still take a little bit of time for things to process through. Making it easier to send paperwork back and forth would be a lot easier instead of having to wait for the snail mail to deliver stuff. Our seller moved to Florida and there were a couple times I had to go pay for postal service to send something to her. She needed to sign something but our original signatures needed to be on it somehow. And so, something like that would make it a little bit easier instead of having to wait for the snail mail to deliver stuff.

    I wish the portal that is used when new paperwork is available for you to see or sign would notify a little differently to let you know that there is new update or new paperwork on your account. Also, once you click on it and you acknowledge, that it would relay back that you looked at it. I got sent multiple things of the same thing and every time I go click on it, and I get another email saying they needed me to look into something and it's the same thing over and over again. Some type of system where it acknowledges that the customer already clicked on it and read it or signed it would be good.

    Drew, the loan officer who helped us, was fantastic. The only complaint that I had heard was when our title company was trying to get information or communicate with him, they were going through his assistant. I don't know if it was because of the pandemic or if they weren't working in the office or what the deal was, but the assistant wasn't relaying any information over to Drew or responding to emails so things were getting held up because of that. The communication between Drew and I was great but between the title company and him and 21st Mortgage, it wasn't.

    Ryan from 21st Mortgage was great. He answered all the questions I asked. He communicated through email. It was a lot easier for me to just be able to look at my phone instead of keep answering my phone. Everything went better than I anticipated, but some of the things got held up due to my situation. It's the policies that I got frustrated with because I just wanted it done. I wish the rate was a little lower. The term however, got cut by 11 years. It went from a 23-year loan to a 12-year loan. So I was like, "Okay. I'm in." I'm excited about that.

    My dad has a mortgage through 21st Mortgage. They are one of the few ones that actually have a home loan. The rep was blunt on the part that she was new with it, but she did a great job. I sent off the same paperwork four times, and 21st Mortgage accepted it four times. And then they were finally like, "Oh, yeah. It's fine," even though I didn’t send anything. But they finally accepted the paperwork after a while. I wanted to be able to talk to somebody directly, instead of having to go through the Realtor. And the Realtor couldn't get ahold of 21st Mortgage. They finally got back to her, and then she had to get back to me. A bit more streamlined would be way easier. We were on a very tight deadline and it was coming down to the wire.

    Mr. ** is my assigned representative @ 21st Mortgage who calls me monthly. He's very professional, kind & represents 21st Mortgage Company well. However, 21st Mortgage has done me wrong over the years. My owning a home has been a total disaster. I started out w/ Chase Manhattan Bank & 21st Mortgage took over, my life has been hell every since. My disability is only $1,400 a month. I have to pay $700.00 monthly. I need refinancing ASAP. 21st Mortgage does not care about their customers only whether or not they are going to get their Mortgage Payment for that month!!

    I have told them several times that when my husband & I purchased the able home we could afford it. But since then I have become disabled, my husband has abandoned us. And I need somewhere to stay. I struggle every month to pay my Mortgage w/ no help @ all from David **, we Divorced on 2-4-21. I need to know if it's any programs out there that assist disabled people w/ low income afford to pay their Mortgage Payment?? Thanks.

    I made the first application on December and we closed on February 4th. The process was very easy and clear. Not one lender speaks Spanish though. Maybe that can be helpful for another person. Still, Teresa, my lender, was very helpful when I need some information. I did everything online and then at the end, a Realtor helped me. I didn't see what they needed and Teresa help me a lot.

    The communication and what was needed for the underwriters was great. We were very pleased with the customer service throughout process up until we started to question the loan after signing and closing on March 22. Originally when applied we had wrote down it would be for debt consolidation and fix our home to sell. We were expecting money as our loan and not just refinanced. We had 3 days to cancel and we planned on canceling if we were not going to be receiving any money. I emailed Ryan ** on March 23 to see when we would receive a check to make sure everything was still going as we had planned but instead of informing us that we would not be receiving a check, the email just stated funds could be disbursed after March 26.

    We let it go. That right there is what really honestly hurts us is because we feel like we were led on to believe something completely different than what was happening. It costed us and 21st Mortgage gained. We could have canceled our loan and stayed in the same position we were in but now we are in a worse situation than we were before. We have been so distraught over it all. We feel like the papers could have been explained in more detail when signing but the notary that came to our house didn't even speak the whole time. We feel played.

    Ultimately, yes we signed and we seen emails and paperwork but when it came down to really making sure we were going to receive money when we had opportunity to cancel we did not receive the correct response back and that ultimately cost us a lot. We were very disappointed in this process and with the lack of respect toward us when our concerns were not acknowledged the right way.
