    We had the most wonderful agent, Ryan. He helped us through everything and if I had to email or call him five times a day, he was always there, always responding, and very helpful. We live in a very rural area and with COVID, the title company was very slow at getting things done.     I went into 21st Mortgage online, saw the application, filled that out on there and sent it in. The person I was paired up with had good manners and was quick to help me out and not leave me hanging. I got in touch with Teresa and she helped walk me through the process and kept me on my toes, calling me and making sure, “I need this in and that in. You got to get this done, and that done.” If I had any questions and she didn't have the answer right there, she’d go and find out, and she'd call me back and give me feedback on it. She was good. I enjoyed it. All we had to do is make sure we did our part of getting all the paperwork.

    As a first-time homebuyer, it was a little scary situation. I looked at a lot of online stuff about purchasing homes, including YouTube videos. Any company you go for, you gotta look and see if the bad reviews outweigh the good reviews, and just be patient. Because things take time. If you want it, you want to make sure every i is dotted and every t is crossed so there are no mistakes in the end.

    After I was denied a loan application for a repossessed home through Triad Financial, which is another manufactured home company, I did some searching. I saw that 21st was in the top five, so I applied online for the home and got approved. That particular home was in the state of North Dakota, and we're in the state of Texas now. When I spoke to Ryan, who was my loan processor, I loved working with him. He is a great asset to have. I said, "Tell me about what it's going to take. We're not looking at just a lot. We're looking at five acres of land that already has an established manufactured home on it, singlewide.” Ryan said, "As long as it appraises out, it doesn't matter the year, how many acres there are."

    Although 21st's down payment was less than others, I paid for that in the interest rate that I had due to some unforeseen circumstances a couple of years ago. Other than that, Ryan said everything was good to go and reapplied for this home. It was easy for me to transition without having to go back through a different company, find something else, and find somebody else who can get me a rate. It was just a matter of we knew that they were in the back pocket. We looked at first time homebuyer opportunities but the home didn't qualify for it, so we said, "Well, we're already approved. Let's move forward."

    The terms were fair, but I didn't care at all for the interest rate we were given. We knew that this was a two to three-year home before we would go into something bigger. This is a singlewide, but the intention is to have some more of a permanent home style or a double or triple wide. At that point in time, hopefully, the interest rates will be lower. It was a struggle for my fiancé when I was telling him what the interest rate was. His buddies and our friends were refinancing their homes at 2.3 and we were at 8.6. When we looked at it in the long term of things, it wasn't all that far off if were to just purchase land, not a home on it. They’re six and three quarters, maybe seven and a quarter percent.

    We closed in 68 days and part of it was appraisal issues. I had to be in contact with the appraisal company to try and move things along a lot faster and quicker. That was a little frustrating, but we can't do too much about that. The night before we were closing, we had to do an emergency run through. I had to sign off on one sheet because of the appraisal side of it. I got everything through, but then they had technical difficulties and we didn't get our loan papers until mid-morning of the next morning. Other than that, I appreciated the fact that I could contact 21st, and I could be in the know of where things were at. I also appreciated the kindness that the employees were giving me and treating me with.

    With the title company and our realtor though, I don't wish them goodwill. They set themselves up for the way that they were treated. I had to contact 21st Mortgage and say, "I apologize for the way that they have treated you." I'm not going through that realtor and that title company again. They're like, "Well, this is how 21st Mortgage is." I said, "You don't know what I have been through in the last 60 days trying to get this thing closed. You're here on the inside of it just wanting to get this done. Yes, I want to get it done too, but you can't tell me that they're being late on things or takes them forever. They didn't know that the appraisal company had changed things." I called 21st Mortgage and they're like, "We're still set to close on December 30th."

    When I called December 28th to the appraisal company and said, "Hey, where's the appraiser at? This was supposed to be done last week or the week before." They said, "He can't do it now." We had to open it up to somebody else. I'm like, "Are you going to tell us that or are you going to tell the bank that?" We planned for December 30th, but we ended up closing on the 26th of January.

    My experience with 21st Mortgage was phenomenal because of the fact that they allowed me to do things where I didn't have to wait on somebody else to do it. Ryan told me, "These are the people that you have to contact. This is their number. This is their email. This is how you pay them." If things weren't getting done, I was calling them. Some people might think that's the bank's problem to deal with, but the bank people have a lot of other things to do. If I can move this along and help them move it along, I'm benefiting myself out of this deal.

    21st Mortgage is rated as high as they are because of the opportunity that I had gone through with them. The other fact of it is that they have employees who care, who stay beyond their normal time to get things done the day before closing. Even with technical glitches that occurred, we were still able to close on the same exact day that we had (it was our third closing date). We were still able to get everything done and be in compliance with what we needed to be done with.

    In the market and in the situation that other banks were in, we closed in a very good timeframe. Based on the condition of the home and the sellers, they didn't think that their home was going to sell for at least six to nine months. We placed an offer on it in a week and a half of after looking at it and that was due to the fact that we were already preapproved with 21st Mortgage.

    They were able to do things that other companies weren't able to do like to close the mortgage. I've had mortgages in the past and they had a lot of issues with stupid things that didn't make any sense. The only thing I didn't like with 21st Mortgage was it was hard to get in touch with the rep. My interest rate is also high, but I wouldn't have been able to buy the property without them.

    I'm a new mortgage loaner with 21st Mortgage. I worked with their rep, Adam, and he was so helpful. My experience has been good but I wish they could lower their rate. Ordinary houses have a lower mortgage at 1% or 2.5% from the bank. 21st Mortgage for mobile or manufactured homes is different. They gave me a 7% rate. I'm paying on time and my second payment is on the 15th.

    Brianna was very slow and clear as she explained my options to accomplish what I wanted to do. She allowed me to make the payment over the phone, which she said was no charge, and I just needed to tell her how much of the extra payment I wanted applied to the principal. I'll check my bank in 2-3 days to see if it was withdrawn but it would credit my account today. I also was not clear what Escrow meant everytime I looked at my last month's payment summary id see an amount in escrow. She did very well explaining that part as well.

    I did it all online and everything was processed online. We never had to meet in person, which went well. I gave 21st Mortgage all the information they needed and emailed all the copies of papers they needed, and they did with me. It went quick. It went good because I did it myself instead of going through a broker. What impressed me was the rep knew what he was doing, and he was good and quick about getting things done. Whenever I sent him the information, he processed it and would send me back, showing that it was accepted or not. Make sure that you have all your information gathered instead of trying to locate tthem. It seems to go a lot quicker when you have everything.

    21st had the longest mortgage process I've ever been through. It took from November the 14th until February before we closed. I've had mortgages completed within four weeks from the day I contacted my loan officer to the day I signed. The officer I had with 21st was out four different times during the process. When she was out, I'd send her an email and I'd get one back saying, "Well, I'm out until next Friday." Also, compared to the market for normal mortgages, 21st's rate is way too high. We got a decent rate at 7 but the market is at 2%.

    There were a lot of questions and back and forth but other than that, the process to obtain a mortgage with 21st went well. There was just a lot of the verification that they needed especially because we're both retired. We also went through the process of trying to get together all the assets that we got. Unfortunately, some of the assets we had weren't considered as collateral. The rep really kept us informed about what was going on. Every time I called, he returned my call if he was busy.

    Dustin ** is very rude and disrespectful. His arrogance and ignorance really pissed me off. Questioning my back pay from unemployment as if I was making the whole thing up. Didn’t know a damn thing about what I was talking about as he claimed to. Tried explaining to him how I received back pay but in his mind, I’m lying and back pay doesn’t exist. He just thinks he knows how unemployment works in all states. The way he spoke to me was beyond rude and condescending, I’m shocked at the customer service I received today. The fact that employees can be rude and disrespectful and still keep their job is beyond me. Definitely considering not doing business with them after this. Glad this isn’t my only approval.

    I recently purchased a manufactured home. I paid cash for it, but I wanted to finance some of that. The park where the home is had a list of mortgage companies that did financing for manufactured houses. 21st Mortgage was the company that got back to me the quickest on the list. Once I got the initial paperwork filled out, and I got somebody assigned to my application, everything after that was very not difficult at all because Lindsay was on top of everything. She let me know when there was something I haven't done completely or correctly. She helped me through the process quite a bit because some of the things they asked for are not intuitive.     The actual loan officer was very good at what he did. Our credit wasn't perfect. When I first talked with him, I let 21st Mortgage know that. And they just said, “Hey, we work with everybody, and I don't see it being a problem.” And it wasn’t. They were able to get us approved. However, the loan officer wasn’t the fastest getting back to me. I don't expect to get back within three minutes, but over an hour or two? He probably had a lot on his plate. The one time, I called, it was 11 o'clock in the morning, and he emailed me back and said, “I’ll be calling you within a half hour.” He called me back six hours later. I wish he was a bit better at getting back because I felt like I was being ignored. Also, I dealt with a lot of people because there were some issues going on that he didn't understand. He didn’t understand how the taxes worked here in Pennsylvania.

    I applied on the 21st of December to get approved. Naturally, they needed a pay stub. I gave them a pay stub that was dated the 18th, three days before I applied. Then they said, “No, we want a pay stub showing the date after you applied.” That didn’t make sense with me. That slowed things down because of the fact that I had to wait another two weeks so I can supply them with a pay stub that was dated after the 21st. Other than that, it was an easy process once we got all the little kinks worked out. With everything going on, we had to send everything through the mail.

    The way we talked a lot was through phone and text message. We didn't see each other face-to-face. I understand why that happened, but there's a lot of miscommunication, like 21st Mortgage said, "Oh, we need this paperwork." Then we ended up getting that paperwork, but he was like, "Oh, it's not the right one." That kind of hassle was not fun. But the reps were helpful and answered all our questions. They answered a lot of questions. When we did talk to them face-to-face, we found that a lot easier than talking to them through email and text. Also, they're quick.     21st Mortgage has been my mortgage company for almost 12 years. They are the only ones that do mobile home lending. The one thing that was weird was when we sent the money in, they misplaced our money. They didn't know where it went, when we did the FedEx next day shipping for overnight money handling. Like, “Did y’all get our money yet?” They were like, “No. We haven't.” “Okay. Well, we sent it in. Here’s the tracking number, it showed it arrived.” And they had to look in our files. But it didn’t automatically pop up. Somebody put it in a different location than what it was.

    We did most of our conversations with our rep, Jeff, by email. We call them whenever, and either he picked up or called us back. We flooded him with questions, and he answered every single one in an email or in a phone call. They should do an application somewhere to do it. A cool phone app would be awesome. But of my 12 years, I love them. Even with doing the insurance and the house being damaged, they were spectacular. When we sold our house, we were in the 21-day waiting for the title. But we were throwing the 21st Mortgage name around because they're reliable, and they treated us well. We have already been feeding people their information already.

    I was looking at a mobile home and they gave me a suggestion of where to go because their mobile home loan vendors were really hard to find. I found out about 21st Mortgage and when I applied with them, the process was a little odd for me. The closing was delayed a lot because apparently, 21st had to have paper in our hands. They wouldn't accept DocuSigns and what really held me up was the owner was in Ireland, so they had to send the papers to her to sign to send back, then they had to send it to 21st.

    That was a little weird when every other organization is using DocuSign, especially now. As a buyer, I can understand that I have to do a lot of signing in person, which I did, but not accepting DocuSigns from her delayed everything for about a week. And I was traveling a good distance to get to the second home. I got there two days before I thought we're going to close, then we still had to wait five more days because of all of that.

    Other than that, I worked with their rep, John, and he could not tell me what portion of my loan was principal and what portion of my loan was going to be interest. 21st seems to be very segmented and I had to call him the other day to find out some information. So, they're charging me a certain amount of tax when I don't have tax on a mobile home. I have a State Housing Board fee that is less than they're charging me but until I can get the invoice to show them, they're going to continue charging me the higher rate on my escrow. I should have backed up as I really didn't want an escrow account, but they demanded I have an escrow account, so I had to do that. It's like a DMV registration for a mobile home and I had to do that through them.

    Then, I couldn't get a copy of the document from them and they were estimating what the cost should be. Finally, I got through to the housing board on my own and I thought it was less. So, I have to wait until I can get the invoice to have them update my escrow. The other escrow thing is my insurance has to be in escrow. Plus, I had to pay a year upfront of my homeowners insurance and now, they're charging me for the insurance every month. So, it's like they want two years at a time, which is kind of strange. But I'm learning. The interest rate is also pretty high but that's the thing with mobile homes. All in all, my experience wasn't awful, but it wasn't the best home loan I've ever been through.

    After a little research, we found that 21st was the largest manufactured home lender and it worked for us. The application process was very smooth. It was almost effortless. The portal worked very well too. They just sent and told us what they needed. We scanned the stuff in and sent it back. The next day or so, we'd see a little check mark that said, “Complete,” and we moved on to the next step. We made the offer on the place we looked at on Christmas Eve and in the middle of February, we were moved in. I don't know anything they could do better unless they want to lower my interest rate.

    I would highly recommend 21st. Years ago, I did construction work. My dad and I owned a small construction business. He used to preach to me all the time, “10 good jobs does not make up for one bad job.” He said if I do a bad job, 100 people will tell someone else, but if I do a good job, I'm lucky if they tell one person. 21st was amazing, so I'll be that one person that'll tell someone else.     The process was kind of messy. There were a lot of issues and a lot of things 21st needed from me and the seller. The seller was in Texas and she was a very nervous seller, which made it difficult for everybody. She wanted verification of all kinds of things and wasn't sure about how and why 21st needed things. It could have been easier, but I don't think it was 21st's fault. Also, I was really irritated with the rep I worked with. He kept telling me what my house payment was and in the end, I find out that he wasn't including my escrow account and my house payment was $195 higher than what he kept telling me. That made me mad. I wasn't very happy.

    The application process was lengthy and cumbersome. The rates were also a little high. But it's not a standard mortgage. It's a little different, so they're a little higher than I'd like them to be. The website was clunky. Once I've made a submission of a file, I couldn't resubmit anything else under that same task, until somebody reviewed it. So, that delayed the process as well. If we're allowed to submit more than one file onto the task, that would help. But after we got through all those hurdles, we didn't have a problem at that point.

    Every time I was supposed to close on the loan, the reps would say they don't have my paperwork yet and then turn around and postpone it. They postponed it four times. Adam, the rep I worked with, was all right until all of a sudden, he didn’t know anything. We were turning over when we were at the closing date and we couldn't get anybody to contact. I’m not happy. They can be more communicative. I don't do emails and they want everything done by email. I could not talk to anybody on the telephone. I would expect them to pick up the phone but I need to go to an automated system and then they never return the phone call. If I could find somebody else to refinance with, I would refinance with them because 21st Mortgage's interest rate is at 8% and that's ridiculous.

    The entire process was stressful for the most part. For a little bit, it felt like nobody really wanted to work with me and help me. I was frustrated for a couple of weeks. I didn't hear anything and they kept telling me I needed something but didn't describe to me what it was. I had to call three or four times within a week just to find out what it was exactly, to find out that I had already sent it to them. Lindsay, the rep I worked with, didn't get it sent to where it needed to go so they didn't notice that they had it. It extended my process for a couple of weeks.

    The application was quick. They were really quick to send out the denial, but not how to exit or what you can do. As far as the underwriting, I got a response back within a couple of hours most of the time but there were certain things that I had to do on my end - nobody would really work with me to tell me what to do. Like with student loans, all they kept telling me was to add more income. They didn't tell me that if I go and set up a payment for a low amount, it would help me. Talking to other people, I figured out on my own what I needed to do to get through. Once I got past a certain point, on my own accord, I was able to get them to help me. Towards the end, everything worked out.

    The process was from the beginning of September to the end of December and it was very time consuming. There were lots of doing things myself and figuring things out. It was very hands off on the other guy’s part. Especially as a new buyer, I had no direction. It was just a text. I need this, this and this, and no explanation of what those were for someone that has no idea. I would have thought there would be a little more hands on explanation of what exactly 21st was looking for. I was like, “This is what I think you want.” “No, no, no. We need this instead.” They could have just said that instead.

    Outside of it being hands off though, the process was easy to go through. It just took way longer than I expected it to because I was working a lot and I didn't have much direction. Afterwards, when we got all the paperwork, Tyler was chill. When we finally got on the phone, it made a lot more sense. The experience I expected was what I got when I finally got ahold of him. All in all, the beginning was terrible, but the ending was great.

    My neighbors recommended 21st Mortgage based on their experience. They have them financing their properties as well. They had good things to say about 21st. We were purchasing at the time. They said that 21st took care of them and had a really smooth and painless process. One thing I really appreciated was all of the templates and 21st tried to make it as painless as possible. It's a little bit unique doing mobile home financing. Sometimes it can present some more challenges as far as dealing with the community and sometimes not owning the land. 21st really has a pretty good layout of how to go about it properly. I'd recommend 21st, especially if it's any type of mobile home financing. They really have that figured out and got a really good process there.

    The underwriting process was a pain because we tried to get ahold of our processor. If we reached out 20 times, she responded twice. We called and complained but 21st Mortgage never transferred us to anybody else. Finally, she came back to work, and then she got a broken leg, that was why she didn't respond, which was totally understandable. But at the same time, we were trying to close our house. It was such a huge deal for us. It caused us to close a month late and it was a train wreck. They could improve their communication. The other thing is we're in the middle of COVID, so a lot of it is perception. We snap our fingers, and somebody gets back to us. I assumed that she was working remotely, and there were a million other variables that I could have been more understanding about. If I had options somewhere else that would have given me the same terms as 21st, I would have switched in the middle.

    Very few companies lend for a manufactured home. I went with 21st Mortgage and their rep messed up multiple times on multiple things during the loan process. One example was with the insurance. She said it was fine then when it came to closing, she said there were a few more errors. She kept changing things. I had to reach out to her on multiple occasions and asked her for an update.

    I had a second mortgage that I originally had. When it came time to closing, she said they couldn't fund the loan because they don't accept second mortgages. But she had known about the second mortgage throughout the entire process because the company with the second mortgage sent the paperwork to her. She said it was because she didn't understand. And even when we were doing the insurance, I told her that there was going to be a second lien holder on it. I would have to find an insurance that would be able to put them down as that. There was no word and anything until it was the day before closing. I had to reach out to my escrow agent who ended up reaching out to her supervisor. In the end, the issue was fixed it to where it was able to be fixed.

    21st Mortgage should do more training. I know California is a lot harder to work with because there are all these extra laws. They should spend more time truly looking at the case and seeing what it is exactly that the emails are saying or what exactly the information that we are giving out says. In the emails, it clearly said I qualified for this much for the second mortgage. They should pay closer attention to fine details.

    21st Mortgage offered home loans on a manufactured home. The application process is always difficult no matter what lender you go through. The only difference with 21st was it was all done online, which was very convenient. Altogether, the process took about seven weeks. My rep was always very helpful and was readily available whenever I had a question. I didn't wait very long for a response anytime I needed something.

    What I didn’t like about 21st was they were kinda pushy on using them as your homeowner’s insurance on your policy. They called and they sent stuff out in the mail. It was more of bothersome than just saying, “Hey, this is what we got to offer. Do you like it, yes or no?” When I said I already had homeowner’s insurance, they still kept calling about it and sending stuff in the mail. I didn’t like that so well but I know it’s not the loan officer’s fault. It’s just the company as a whole. I would still recommend 21st to somebody else. I’d just tell them to be cautious about what they offer as far as the insurance because they use different companies out of different states and you can always find a better deal locally.

    The company that I was looking at houses with uses 21st Mortgage more than any other company. And he told me that that would be the best way to go, and they were the best with it. They had different ways of getting the loans that would work out for me. The only problem from the whole thing, which is something very minor, I sent the paperwork a couple of times and they kept changing the paperwork. I understand that with the pandemic, they had to take extra precautions with everything. So, I would send the papers, and then I had to send the papers again with other information on it. But other than that, I called the rep a couple of times and she was very straightforward. She explained everything to me so that I was able to understand it because I didn't understand a lot of the terms. That made it a lot easier.

The only thing that we had more trouble with was when we refinanced and there was a lot of confusion. Some things weren't explained very clearly.     We started up a whole new mortgage with 21st Mortgage and the rep was good at answering questions. If we had questions and reached out to him, he would respond in a timely manner. The application itself didn't take too long but because I had to get a letter from my employer with my check stub, it was kind of screwed up because 21st Mortgage needed it dated for the following day. They had to wait until I got a check two weeks later to be able to consider my income which was insane. But it wasn't all their fault. I work for a hospital and they went through a third party verification place that sends it out and it only updates on paydays.

    I love my house. I feel the interest rate was way too high but I'm assuming it's because it's a mobile home. It was a different buying experience than buying our first home because of it being a mobile home. The process was easier but I still had to jump through the hoops but rightfully so.     21st Mortgage was awful. I'm still currently going through a divorce, so we're in the process of selling our regular home. I was looking to purchase another home in a modular park and because of my divorce, a bank that I was trying to go through totally denied me. I found 21st and for four straight months, I had to literally do every single thing imaginable on this earth to try to get this loan. It was ridiculous. They accepted my loan, then they denied it. “We can't do anything about this,” and then all of a sudden, “Okay. Now, we all accept your loan.” They drove me crazy.

    I kept pursuing it too because the way that they were denying it was ludicrous because I got accepted to begin with. They’re trying to say that my wife's my dependent, so my income was all jacked up. I said, “No, we're currently going through a divorce. She has her own house, and I'm trying to get my own.” It's unbelievable. They need all kinds of help. I also had to step above the person that I was always dealing with because he would either never answer or just have this ** answer. I talked to his supervisor, and then I would get this rainbow story from his supervisor, and nothing would happen anyway.

    I helped my mom a lot because her first language is Spanish. I was the interpreter throughout the entire thing and this is what happened. Initially, everything went really fast because we found a mobile home for my mom. The Realtor also had a really good relationship with Kelly, but she went on leave because she was going to have a baby. Before that, she was on top of it. She would respond, and she would call. She wanted to get things done and then, that fell through. When we found another home, it took us at least a month and a half.

    My Realtor called a lot of times and either she wouldn’t get ahold of Kayla or something else. I also had to call three to four times every single day to get a hold of her. I would wake up, and the first thing I would do was check my emails, call her, and see if she would answer or follow up. It wasn't easy to get complete information. For example, I would check on the status on our portal, and then it would say it still needed two or three things. I thought, “Well, I sent it last week. How come it hasn't gone through?” We are in California and by 2pm here, they are already closed over there. It was difficult to get a hold of everyone.

    There was also a lot of back and forth and I have a bunch of emails. For example, there was something with the insurance. I needed to have a certain something on the policy, but that had been sent three weeks before. It wasn’t caught until then, which also delayed things. Everything was very delayed. There were issues with particular things as well. First, it said, “We need the contract to sell,” and then, they said what was needed specifically was the serial number. That delayed us a little more. Kayla asked for the rental agreement and I said, “Well, we cannot have a rental agreement until we actually get the mobile home.” What they were really asking was credit approval from the mobile home, which we have that, and I already sent it.

    Another thing is on the homeowners insurance. I got two because one didn’t cover something, and the other covered something else. Kayla said, “No, you can only have one.” I was like, “Okay, fine. I’ll have one” and I sent that one. Kayla and I even got into an argument. I told her, “It’s just been difficult because it’s very difficult to get ahold of you. It’s very difficult to get a straight answer. And for you to give me feedback or like, ‘Hey, this is what’s going on. But I would suggest you do this just in case this wouldn’t come through.’ Work with me.” What she said was like, “I’m not even working for you.” I said, “Well, yeah, you’re not even working for me, but my mom is a client. I’m helping her.” She said, “Well, you’re not the only client I have.” I said, “I understand, but that’s not really my problem. And if you cannot help me, you can refer me to somebody else.” She then calmed down and said, “Okay, this and this,” but it was not what I expected.

    There was always something and we were stuck. Why? Because there’s not a lot of other companies that fund mobile homes. I even thought, “Well, maybe that’s why their customer service is not as good.” We bought a house, and it was not that difficult. Even the Realtor said, “Wow, usually, it’s not this hard.” We were so desperate too. We relocated and my mom had to stay with me for seven days for 21st to release the funds, so it was a little difficult at the end.

    I found 21st Mortgage through the community with the mobile homes. They connected me with 21st Mortgage. So, I did it on site at the place I got the mobile home at. It’s my first time doing it. The process wasn't as daunting as I thought it would be. They kind of helped me. When I emailed them about something I didn't know, they were quick to email me back. They give me information about that. It's really helpful of them walking me through and helping me understand things if I didn't know.

    Ken was my loan officer. When I email them and send them my information, he gets right back to me and lets me know what I was missing. And if I had any question, he was able to answer either by phone or email. 21st Mortgage was really helpful. If it's your first time, they'll walk you through the steps that will make you understand. So, you're not just going in lost and maybe confused by different terminologies that they may be using.

    We were new when we moved down here and a lot of the places we went to didn’t have the kind of a mortgage we wanted. My son happened to find 21st for me. Most of the process was done online. I'm not a computer guy so it was a little rough for me when I tried and do stuff on the internet. My son helped me out on that stuff. There were some stuff that came out in the mail but those were stuff that 21st didn’t want to have online either. Customer service was exceptionally good. I talked to them on the phone and so did my son and everything was really nice.

    The application and underwriting took a couple of months. It took a little bit longer than we figured but I found out about how busy they were. This pandemic really slowed everything up. In the end, I was fairly satisfied. But one thing I'd like to see different would be having a little lower interest rate. It's a little higher than what I had on my house up in Madison. Just talking to people, 21st's interest rate is a little bit higher than around here. But then again, they're clear down way out of state.

    We bought this house which is a double wide mobile home, and it's on an exceptional piece of property. We thought it would be a breeze. But it just seemed to take forever. Rather than telling us everything we need up front, 21st Mortgage sends us piecemeal, "We need this. We need this. We need this and this. We need this." Went on forever. If somebody came to the front door and said, "Hey, I'm here to talk to you about your mortgage. And we'd like to lay it out for you what we need." That would have gone much smoother. If they told us about this all up front, we could have gotten it all done, and I would estimate half the time. But once we did things, step by step, it all went through.

    It was the loan guy that dealt with our loan. He was extremely nitpicky. I know he needed a certain amount of things and we're prepared for that. But he would do one thing at a time. We were about there, "Oh, everything's fine." And then three days later, he would need two more things when we thought we were all done. And then he would wait all the way up until the very last week of closing. I was like, "Did you bother checking your email? I have sent you this stuff." "Oh, I haven't looked at them." I was like, "Well, I think it would behoove you to look at your emails so you can see I've already sent you these things that you're requesting and saying it won't be approved if we don't get it to you."

    We had to buy the house before October. We started in June with it but still he didn't ask for everything, but the last week we closed. Are you kidding me? Really? You've had four months. We have never had to go through that. He kept blaming it on the underwriters. But they would know what they are doing to ask for these things. They would say, "You need this, this, this, this and this. And then once we get all that, let us go over it because there'll be a few more things we're going to need." But they would have asked for the lot of it and given us some time to get it. Instead, it was one thing at a time, and we had to have it within three or two days.

    We had 11,500 in escrow in the house. I sent the guy the bank statements where I had given it to the seller. But that wasn't good enough. He wanted her bank statements. I was like, "Since when do you want the owner's bank statements for that? I paid her through Zelle. This isn't good enough for you, where it says paid to B. **?" So, she had to get ahold of the bank and pay to get the copies of her statements. That wasn't fair to her. The owner was a difficult person to work with. And it just made it that much worse.

    We lived in the house for three years before we bought it because it was a lease to buy, and the owner wanted us to lease it for three years. The guy started sending our loan mail to the owner's address. I was like, "Why are you doing that? You know we live here. Why are you sending her our mail?" It was like he was deliberately being contrary, and it was uncalled for. I told my husband, "Man, if I ever had to do it over again, I would never have gone through them. Never." We didn't need that aggravation. It was hard enough getting stuff going through the Coronavirus and everything out. He was very smart aleck and rude. I've been through it five times and not one of them was ever like this. I kept my composure and was polite. I held my tongue because I didn't want my boys to not get the house. It's my son's first home, and he and my husband bought it together. It was horrible.

    From application to underwriting, the process was very painful with 21st Mortgage because of the lack of communication by our loan officer. I had to hound him for answers and sometimes, he wouldn’t return my calls or texts. The process took way too long as well but it's done and I'm happy about that. Still, we plan on refinancing with 21st Mortgage for not too long and I wouldn't go back to them because of our experience.     At the start of the process, everything was going smoothly with 21st Mortgage and I got all the information I needed to provide. But when it came to the closing, there was a quote from the insurance company and nobody told me that the insurance on the home had to be bound before we went to closing. If I had known that, I would have had that done. So, that caused me not to be able to close on time and that cost me a half a month's rent plus a late fee that I had to pay the owner of the home at the time, which I was renting.

    So, that whole experience was horrible. Nobody was really keeping me in the loop on what needed to be done and on top of that, we had a storm coming here in Florida. That caused the insurance companies to put a hold on granting insurance which prolonged me getting insurance and the closing of the home didn't take place until three weeks after the original scheduled closing.

    Other than that, our rep, Teresa, was fantastic and informative. This is the first time I've ever purchased, so I went in there blind. Plus, the property management company that managed the property was supposed to be representing my interests in this whole transaction, but they failed at that miserably. But it was not totally Teresa's fault because they would have figured out that the insurance wasn't bound and they wouldn't even had us go to closing. She was decent and whenever I had a question, she would answer it. All the way around, I wasn't unsatisfied with 21st Mortgage because they were the only company that would insure my mobile home, which is quite old.

    While I am generally pleased with the loan experience, the time for loan approval was less than stellar. There were times when my loan broker didn't respond to me for days. Also, the appraiser rated my storage shed as fair when it was only a few months old. Likewise with the skirting (the house is only 2 years old) and the landscaping was fair (I put in an $8,000.00 synthetic grass ground covering that was only 2 weeks old when the appraisal was made). There are houses with less square footage, less upgrades and no yard that are a year newer appraising for much more than my house. I was told one interest rate then when we were getting close to closing I was quoted a higher rate. This seems like a bait and switch to me. I was also told that my down payment went to principal reduction but then was surprised to see origination fees that almost equaled my down payment, so in essence my loan amount stayed the same. Seems very shady to me...

    We had so many problems with 21st Mortgage. It was one of the poorest services I've ever had. We had to keep following up. Every time we called we had to go through like it was the first time, and we told them, but they didn't seem to care. We'd be on the line forever. My wife was constantly calling and a lot of times they never called her back. We had to wait, and then the rep would call and leave a message. We had to wait till the next day because we are in Colorado, they're in Tennessee. They’d call us at three and by the time we got to message it was 4 o'clock, they were gone. They should make it much easier to be able to communicate with them when we call and not have to go through a code every time we call. It just took us forever to get that loan to that company. It took at least five weeks total, from beginning to end. I was very disappointed.

    I was referred to 21st Mortgage by the Realtor. I chose this lender because I was in search of someone that did lending for mobile homes and my selection was very limited in this area. The application process was fairly simple and easy to self-direct. They were knowledgeable and was able to answer all my questions when I had them. I just wish for better communication since they were a little hard to reach. I'll read something, and then I might have questions later for quick clarification. I would have preferred some better effort on explaining some of the things that were being handled or what was asked of me. I was unaware of a lot of things that I had to do a lot of research on my end. It would have been nice to have someone that would guide me a little bit in the right direction towards something.

    We bought a modular home that was moved off of the original property, and the only place that would give us a loan for it was 21st Mortgage. With all the COVID and issues going around right now, all the other places didn't have any programs going to do anything with it. My husband and I have way over 700 on our credit scores. We've got good credit and I expected a bit better rates from 21st Mortgage. We're paying somewhere around 6 and I had to put 10% down to get a little lower interest rate. We had no choice in the matter to get the house that we wanted. It took over two months to get the loan and to get us moved in as well.

    Our house sold before the other one went through and we couldn't stay. The guy was threatening to call the cops. We had to pack our U-Haul up, and we had to go rent a U-Haul for nine days and stay in a hotel somewhere. It was terrible while we were waiting for our house loan to go through. I don’t know whose fault or what happened or why it took so long, but I know all my paperwork was sent in immediately. When they asked for it, nobody was waiting on my stuff. I have animals and children. It has affected my health severely. I'm still trying to get back to normal life because of all that. It was a horrible experience.

    There was an incident between the title company and the mortgage company where they were threatening each other back and forth over emails that they included us into. I didn’t think we needed to hear them arguing back and forth and complaining about closing dates though. They were very unprofessional. However, I don't want to put a bad review on the whole company because it was just that loan officer. The other one was also always in and out of the office. What held up our loan a lot was him not being there and not letting us know what was going on.

    This is the second home I bought and I relied 100% on my Realtor, my loan officer, and everybody to tell me what I needed to do, when I needed to do it, and explain it to me so I know what I'm doing. There was a lack of communication and that is more directed towards the loan officer and the other lady who was working on the title stuff. She said she didn't know anything about the loan.

    The trailer that we bought was about 30 years old. There wasn't a whole lot of companies that would do a mortgage for a house that old, especially on a trailer. We applied for a loan with 21st Mortgage and everybody that I talked to was very friendly. They made the process easy and they have a system as well. The files get uploaded where you can see what's been checked off, and they send it back. That was nice to know what's been done or what still needed to be done. I liked that.

    The only thing that I had an issue with was they had put in my estimated insurance with the loan application. Three weeks after all of that, I found out that they weren't doing the insurance. That held up our process for three weeks ‘cause I had to go through three different insurance companies to find somebody to insure the house for that long. All in all, there were a couple of miscommunications, but other than that, it seemed to be fine. I could email the rep and he got back to me quickly.

    It was difficult getting calls returned. It took four weeks to get an appraisal. When we switched homes (only) not land, it took another four weeks for a new appraisal. I would think they could have corrected the first appraisal in a day or two. My experience with appraisals has been less than three days. Eight weeks is a ridiculous amount of time. The mortgage rates are very high with 21st, 4-5% higher than traditional mortgage companies. The entire process took way too long.

Regrettably, we have very little control over the scheduling of those appraisals.     I was looking at a manufactured home and I've seen 21st Mortgage didn't require a permanent foundation so I chose to go with them. They were the only people that really offered what I needed. They were very helpful during the process and they did everything that they could help me out. From start to finish on everything, it took around three months or so. 21st was pretty great in every way and the rep I worked with made it easy. Also, I really liked how they do their closings. We don't have to meet at a certain place. They're real flexible on that.

    I tried to get a trailer. It was on Yess Home Center a couple of months back. Then, I tried to find a land and then I found a home on the land already so I went for that. I contacted 21st back to see about getting approved. They approved me again for just about the same amount of money that I was approved for the first time. I went through the process. The rep I worked with was good. When I would email with a question, he would respond back in a timely manner. The application and underwriting process was from September the 17th all the way up until October the 21st when I got to close.

    Our interest rate was high when we got the mortgage. We weren't very smart about it. We didn't really understand the APR very well. I feel like when we signed it, we got taken advantage of a little bit. We've been paying on this for about five years and I feel like we barely made a dent, which is crazy because we owe 30,000 to 40,000 on this. We decided to refinance. The application was a lot. It was confusing but the employees there helped me a lot. I would just call them and they would answer my questions. I wish I got a better explanation as to why my APR wasn't where I had hoped it would be. Our credit scores were good and we have paid on time for five years. It sucked because they couldn't really give me a reason. Also, I wish we got a better rate. But it is what it is and it’s better than what we had.

    I really enjoy working with Jessica. Since the pandemic hit she has been so wonderful to work with me since I am not back to work yet.     I was looking to buy a manufactured home in a park. I started calling around, trying to pick people or get loans, and all of them were declining me because it is a manufactured home. I called the park itself and asked them if they finance or if they have people that finance through. They recommended a couple and one of them was 21st Mortgage.

    I called them up and they said that they would approve me for the manufactured home. The rep sent me an email with all the stuff that was needed and I would email him questions back. He got back to me quickly with the stuff and also gave me a number if I needed to call. He knew what needed to be done. They're really knowledgeable if you have any questions and they can help you fill out anything that you need to be filled out. It was also a smooth process, easy to do by myself.
