Some parts of the application process were a little confusing but the representatives that I worked with were marvelous. They have no qualms if I have a question or information I needed. The rate was about what I expected but I never received my welcome package and any of the forms for request to withdraw funds from my reverse mortgage.

Everything was super awesome with Liberty. I liked them. The way the interest rates were, I was thinking I better refinance and Liberty was the natural choice for me because they had been good to me in the past. So, I went through them and it went smoothly. A pre-loan officer guy did all the legwork for me. Then, I had the actual loan officer person and she was awesome to work with. I had to work with the title company that Liberty used and they were good too. The process was quicker for me because my credit score is good and they already had a lot of my information. People should use Liberty because of the way they treated me.

I'm 78 years old and a lot about the reverse mortgage process was hard for me to understand. I just hope I did the right thing. I'm also concerned about the Doc-Solutions Incorporated papers that I got and I was going to call Chris, the rep I'm working with at Liberty, about it. I didn't like that there was no in person service and it was all over the phone. But they explained it and I understood when they explained it. They were very upfront to me. When I asked questions, they were very open about it and I felt comfortable with their answers. Still, there's so much paperwork. I'm getting it from PHH, from Liberty, from HECM, and all these different things that Chris said they're associated with. It's confusing and I just want one monthly statement that I have to deal with.
For the finances, I got a statement and it didn't show what my credit was. So, I have to talk to Chris about my statement as well. It's a different arrangement than it was before and at my age, I'm the kind of person who likes to have them right there with me and going over each sheet. I also wish I could afford an attorney and a lawyer to help me go through all these stuff. But I can't afford it. Other than that, Liberty is a good company and I'm comfortable with what I got. I would have liked to have had more and for the interest to have been less. I felt the interest rate was too high but I went ahead with it anyway and I wanted to get it over with.

The pace, the flow, the contact, everything went very well. They called and emailed us. They checked on us again, let us know what the process was and where it was after they called. So, everything was excellent. Mike from Liberty helped us understand everything. He was the sweetest man. The counseling, he made sure. Every step of the way, he was right there, even when he turned it over to the other young lady. Liberty was top-notch to me. Because my husband asked a lot of questions. I had to school him before we get on the call, and "They're gonna ask you these questions." Liberty sent us the paperwork to read it before we even had counseling. I kept talking behind my husband. I am not a word person written. But verbally, they were very off the chart to me.

The application process with Liberty was horrible. They didn't know what they were doing. When we first had an appraiser come, we hadn't paid off our solar panels. We then did that but the appraiser had not included that in his appraisal. It took months and months to be reappraised. We lost extra money that we could have had, a lot of extra time, and the interest rates went up. That was pretty bad. It took eight months to get that done even though they had proof that the solar panels were paid for. It was difficult every single step of the way. They kept delaying. At that point, you're stuck because it takes time to get another appraisal to come out. We just had to wait and it was very stressful.

Liberty's reverse mortgage process took seven months. I was a businessman for a long time. I borrowed lots of money and I knew what was supposed to be done and I was ready to do it. Every time that they needed something and I gave it to them, then I change the person that I was supposed to be talking to, and then that started all over again. Also, when they started, they asked me what my assets were and I gave them a lot down here in Mission, Texas that was paid for, and it was not part of the deal in any way and I only had it seven or eight months. They went all berserk about the dues being paid and who owed money on the dues like I've loaned money on it. Then, they finally figured out that it was part of the assets, but it wasn't part of the mortgage.

Refinancing through Liberty was as tedious as the original finance was. It ended up taking a couple of months. Most of the nonsense was the government. This is the third time I've been through counseling. They could have waived that, but it's not allowed. That was a waste of my money and time. Liberty was prompt though. People arrived when they were supposed to. They came to the house with a notary to take the application and they came to the house with an attorney to do the closing. So, they made it pretty simple on me. I didn't have to go places and look for offices. It was all handled for me.

I refinanced and the application and the underwriting process took just a few weeks. It took quite a while overall, though. I started in August, and it ended in the 1st of January of this year. I was also expecting a little lower than the rate that came, but it's all right. I still get lower than I ever had. There were two reps working with me, and they worked fine whenever I called. Andrew was my main person and he helped me a lot. When I would text him or call him, he would call right back, which I appreciate, instead of waiting forever. All in all, I would suggest friends to use Liberty.

The people at Liberty were very good. My husband made the original connection to them and then, when that person didn't hear from us for a while, he called us. I was a little surprised because when we first made this new deal, I was given a really good rate. Then, at the 1st of March, it went up. But still, we had had an IRA that ran out and we needed something to supplement our Social Security. So, why not use the equity or the worth of our home to allow us to stay here? That was our thinking.

The market in Spokane had gone up quite a bit since when we had done the original reverse mortgage, and we had equity that we could access that we wanted to use to update our home. We've lived here since 1980. It was built in '79 and we were first owners. So, it needs some updating. So, we wanted to do that. The rates were a little bit lower as well and they're going to start going up. So, ours is a variable until we figured, if we refinance it a little bit lower rate as it goes up, it will go up a little bit less than it would have otherwise. Somebody we knew handled our stuff at Liberty when we did the first reverse mortgage and we were treated well there.

The guy I spoke with from Liberty had such a pleasant voice. He started right in explaining so it could be done. I took a chance and they went through the paperwork with me. The problem started with the underwriters. I spent about $120 sending stuff back and forth to them. I had to send my husband's original death certificate. I told hem I didn't have any more, and I wanted it back. They only sent me one part of it which is the back page that had the stamp on it.

I've been very happy with Liberty, and the girl I was dealing with, Myka, I don't even know if I would have gone through the process without her. She's special. She used to be in hospice, so she knew about elderly people and how they were being taken advantage of at times. That made her compassionate and caring, and that's what allowed me to trust the process. I started the process thinking about AAG because of all the advertising on TV. When I got to Liberty, Myka was there and gave me confidence that she cared about me and what was going to happen to me. That was important to me. Also, the rates and terms I got are very good, and a lot of that has to do with timing.
This line of credit gave me money, and it took away the money stress so much. I was at a place where I had $50 at the end of the month after I paid my bills 'cause my husband didn't leave me any life insurance. All of our money was in the house. There wasn't anything in the bank because I had to put him on Medicaid 'cause he had dementia. What that did, money was a constant stress point and I didn't feel my age. I wanted to be able to travel while I still feel good. I also want to not go to a nursing home and be able to stay in my own home. So I'm going to need to have somebody come here and be with me at some point in time. Hopefully, it's a long way down the road.

We took out a Liberty Reverse mortgage about 9 months ago. We were promised that liberty reverse would service the mortgage for as long as we held it. About 2 months ago we got a mailing telling us our mortgage had been sold to PHH Mortgage servicing. I did some investigations and found out that PHH was a parent company of Liberty Reverse. 33 states have recently sued PHH but suit was about unethical practices in their regular mortgage division.
The trouble started when I tried to contact our new servicing company. I always get the message that, "Your phone call cannot be completed at this time." I tried the number over 100 times and always get the same message. This has been going on for 2 months now. There is also a message on their website stating their email is down. It’s been down for at least 2 months as well. I just got called today from Liberty Reverse to refinance my loan and I told her it couldn’t happen due to the lack of ability to contact the service department. She put me through and I told the customer service rep that there was a problem and she told me that my phone was broken….

John, the loan officer that we initially worked with, was very thorough in explaining the whole process to us and setting everything up. It convinced us that this was the right thing to do. He was impeccable with everything throughout the entire process. After that, we worked with a gal by the name of Katrina. She did the actual processing of the loan, working between us and the underwriter. She was incredible as well as the follow up. I have had some issues though with customer service after the fact because it took almost two weeks to get our bank account set up with Liberty for the fund transfers. That was a little frustrating. Still, the entire process went relatively quick. It was probably a six-week period from start to finish, which is probably a lot sooner than I expected for the mortgage process. It usually takes much longer than that. The rates and the terms of our loan were very good. I was very happy and satisfied with it.

We dealt with a guy named Nick and he was fabulous. When he said he would call me back at a certain time, my phone rang at that time. It was the best customer service ever. We also worked with a lady named Rosemary and she was as fabulous as Nick. We got lucky. The process was smooth but in the end, I felt Liberty kind of reneged their offer or lied to me because if we went with them again, they were supposed to give us a $4,500 credit as we'd gone with them before. At the time it took to close, which wasn't long for us because we've been with them and they had our info, the rates had gone up and they wouldn't give us the $4,500 discount. They said they could do a 1.5 on the margin or we could do the 2.5 and they would give us that towards our closing cost. We picked to go the best percentage on the loan, but we felt they took that away from us. But doing business with Liberty was, other than that, great because of the two people we dealt with.

I had a miserable time with Liberty and I won't do it again. I did all the paperwork for my mom and the entire process was a huge pain. It took approximately four months to get it done. I had two different people working on it and there was miscommunication. I had to have two appraisals, which wasn't clarified upfront.
The whole process was supposed to be painless ‘cause we assumed that my mom went to Liberty the first time for her first reverse mortgage and we just turned to a refinance on it. We thought we were dealing with the same company and make it easier instead of having to start from scratch. When the first appraisal came in, it was nice. There was good amount on it and everything was fast. Then we got told we had to have a second appraisal which was significantly more money. The second appraisal got done and the guy gave my mom a laundry list of stuff that needed to be done. We were mad and asking why did we pay for the first appraisal if they didn't find anything wrong. That was a waste. The second appraisal came in less and required a huge amount of repairs. If my mom had that money, why would she be doing a reverse mortgage? A roof had to be done and that was thousands of dollars.
Then the guy gave her a whole bunch of stuff, telling her she had to paint things. I got on the phone with the appraisal guy. He told me he hasn't done these for lots of years and this was his first one for some time. That held up the process. We finally got the roof and the repairs done. Every time I would email them, it was three days before somebody respond. We got close to closing then I got a call saying that my mom needed to re-sign documents because they missed an error on one of the piece of paperwork. That error caused the closing date to change and we had to redo some stuff. To finally get the first money, there were a couple days in between again before they even responded. During that time, I told them, “The repairs have gotten done. Can you hurry and cross that off the deal?” The rep said that would delay closing.
I do not understand how any senior citizen can go through the process that I had to go through and get that done. They need money. They don't have money for all these things that were required. The delay that that took to get money was crazy. As for the paperwork and things I had to go back and forth and trying to have some senior citizen sign some paper then be able to scan it and get it back to them, there's no way anybody can do that. I'd like to have my mom have the money or at least for all the repairs she had to do. It's still being held up. I sent four emails to finally figure out who I talk to to get the repairs released. It took four times for their rep to finally give me the right phone number.

I was not very happy with the length of time that it took to get the thing closed. It started on August 23 and I didn't close until December 1st. It was horrible. I was very angry because it changed all the terms. In a day and age when we have fax machines, text messages, telephones, and overnight delivery, 100 days in the United States of America in 2021 was just mind-boggling. At that time, I had an existing reverse mortgage with PHH which is under the Liberty umbrella. They had all my information that they could have needed by just talking to PHH. Everything went along well except at the very end. It started off great. Our property is part of a trust and our lawyer had to get involved and write Liberty a letter, and our lawyer kept on thinking who we were dealing with. Because it was some legal issues, and four times, our lawyer got disgusted after that. She even contacted them, let them know what was going on and it seemed like Liberty couldn't understand what was going on. They didn't get the trust issue we had with our refi. But in the end, it was correct. Everything was ready to go. It's just they didn't know what to do with it. And we were told things by a representative named Beverly who is a very sweet lady. We liked her a lot. She would answer our emails. We talked to her. Any questions we had. We worked through the appraisal and different things.
We wanted to know and Liberty provided what kind of fees we would look at when we close. What were the fees we would have to incur by going through this and refinancing. We got back some information. But at the very end, there were things added on. I said, “Well, that was included. That says right here that you guys will pick up the closing costs.” But she said, “Well, that's my mistake. I should have taken that off.” We were at the very end to get this thing done. She returned with an email that just said, “What's going on here?” And she had copied and pasted something. Must have been a boss of hers. We figured she must have had some kind of a pep talk. I couldn't believe it. Then my wife had one conversation with her, too, which she was supposed to get back to my wife on some other issue, and she reneged on what she said from the beginning.
I contacted another lender at the very end here when this was getting a bit strange. I talked to their rep and after that, I thought we didn't want to go through this again. We had to have two appraisals and fit that in with our busy life here. It was, “Okay. We've gone this far. Let's just see if we can finish it up.” I wouldn’t recommend Liberty. And it’s too bad because it went so well with Beverly, but we had to deal with other people in the company.

I had confidence in the reps at Liberty. Everybody there really was clear. They kept checking for my knowledge or my understanding of what the next steps were and the process. So I really like that. They were being upfront with me. Whatever they would tell me, I would research other companies, and see that the fees and things were the same or close to it. I had a very good comfort level with the first person that I was talking to and she was very responsive. I also liked that even though Liberty is on the West Coast, they work the hours as the East Coast.
The process went very well and smoothly. I like the fact that they send somebody out for the closing for whatever needed to be done by the closing attorney. They first said that we didn't need to do that and that we could just do the closing by them sending me documents and me doing the DocuSign. But then they found out that Georgia requires a closing attorney. They had the closing attorney to come to my house and we sat down and did everything. I had gotten all the documentation that she needed and the closing was at my time and place. They couldn't have made it any more convenient. It was a very, very good experience for me.

We previously had a reverse mortgage with Liberty from November of 2019. Now the rates had gone down considerably and the value of our home has gone up considerably. The original person they put us with was a gentleman from Sacramento and I was very disappointed. He did not help much and didn't seem up to speed. He would ask why we hadn't sent the paperwork in and yet we have not even received it. I would ask him why and he said he'd check. Then he’d say he'd send it to me. I got tired of doing that which was why we got paperwork from another company. I was at that point of changing. Finally, it got to the underwriter, and the underwriter was very good.
The application and underwriting process took forever. The appraisal company we got had trainees out doing the walkthrough. They missed two key items in the appraisal, and under appraised us by at least $20,000, which was not a big deal because we were not going to draw it anyhow. But it was a pathetic job and we complained about it. The underwriter said they were going to make a record of it. The processor was on top of everything and she followed up when we had questions. It was just that I was very dissatisfied with the overall process.

Blake was so nice and friendly. She called me all the time. The process took a lot longer because the counseling that Liberty referred us to did not do the counseling for reverse mortgages. I called several different companies and nobody called back. Finally, the people said, “We don't do reverse mortgage counseling. We do first-time buyers counseling and stuff like that.” So, that list wasn't good. I had to find my own counselor.
The process was good all the way until we signed the paperwork, and then they dropped the ball on us. Blake didn't call me back. She wouldn't return any of my phone calls and we had serious questions. You get inundated with that paperwork that was sent over here with the notary. It was hundreds of pages. There was no way to possibly have gone through it. So, I had several questions helping my mom out, and nobody returned my phone call. I sent emails to Blake but she never contacted me again. I also dealt with Leah and she was very good. I cc’ed her on the email to Blake. She did reach out to me, and she got things and explained things. She said, “I made a mistake. I misspoke when I told you this,” after it was all said and done. But you don't do that when it comes to something as serious as taking a mortgage out on your property.
The process itself went well until we signed the paperwork. But once we had signed in, that was it. They were done with us. I didn't like that. The loan went through and it seemed like everything was okay. But the one thing I'm not understanding is why we can't get all the money at one time. We’re remodeling our house with that money, and we had to wait a year. But we've already signed the paperwork for all the amount. They didn't tell us the truth on a couple things, like how to get the money. They said it automatically go to a credit account and we could draw from it. But that was not the case. We were sent a check for the money we had to put into our own account. I wouldn’t recommend Liberty at this point.

The closing cost started at 8,000, and then it went up to 12,000 and back down to 10,000 then back down to 8,000. It ended up being 6,000 something. It fluctuated a lot. We started at the end of July and closed October 10th. It was a little longer than we had hoped, but we had a delay in scheduling the appraisal on our end. The reps were very responsive to any questions, always available, always responded to emails or calls, and there was no pressure. They did a nice job handling things, but they just didn't seem to realize that the original death certificate for my mother was needed, so there was a bit of a delay paying off the mortgage. There was a little blip at the end, but otherwise, it was fine.
Reverse mortgages are misunderstood. When we started exploring the reverse mortgage for my father, there was some confusion as to who owned the home and who would have rights to it. Once we clarified all those issues for my dad though, he felt better about the process. People think they're giving over their house when they sign at the closing, and making others more aware of how the process works would be helpful.

Some things didn’t work out with the appraiser we had and it could have been his fault, but it could have been my family’s fault. He overheard some conversation and thought that they were talking about him. He wouldn’t wait around to get the picture and just left. I apologized to the guy, but he wasn’t very friendly. The next guy that Liberty sent back out to finish what he didn’t finish was an excellent guy though.
The process was long and drawn out, but the rep, Daniel, was excellent. He was very open-minded and always was a help in anything I asked. He would even call to tell me things that I didn't call and ask for. Also, I was supposed to get a $100 gift card. Dan was going to check on it, and it didn't show. He sent a message over to his boss, but they haven't gotten back with me. Apart from that, the interest rate and the amount that we have to pay for the mortgage insurance are lower. That really helped as far as what I'm gonna owe at the end. My husband passed away, and I had a horrible automobile accident. I was in a trauma unit for a while, then a nursing home. I was about to get over that, and I got COVID. This reverse mortgage redo helped me get over the hump.

I studied the reverse mortgage for quite a while to see what it would do or not do. I understand that I can make payments into it, and I know I need an interest deduction for work. So, moving forward, I will be paying the interest that is charged throughout the year and I know how to do it because I have to pay it in a certain way for them to hit the interest in the first two items that I'm paying. I will have an extensive line of credit without having to worry about getting money. The loan will not get much larger than when I first started with Liberty in the beginning, the first reverse mortgage where they understated the property value by at least 60,000 to 100,000.
I did a refinance. In the current market, it would be a wise thing, which is what I was trying to do, with or without what I did, increasing my home value. From the first appraisal on the first loan to this one, there was a price difference of about $245,000 of gain on my property value only because the first one was bad. I don't plan to use the funds to survive on, but I will have a line of credit in case I decide I need money.

My husband and I had Liberty Reverse Mortgage since 2014 and I received a call from them that the rate had gone down and it would be beneficial for me to refinance it. I would never refuse a lower rate. Everything was explained thoroughly and I was satisfied. The process took about a month from getting all the paperwork to the different individuals that needed it. The reps were great because every time there was an issue and I would bring it up, they would check into it and see what needed to be done. There were about four different people that I had communication with and all of them were kind and helpful. They went over and beyond trying to help me get what I needed.
Liberty can improve by having more communication internally with all of them and not have so much paper that the person that’s trying to get the loan have to go through because they have so much documents and it's redundant. Once you put something in the computer, anyone that's working with the organization should be able to go into the computer and see what was done. For instance, I had to send my husband's death certificate and papers that I had already sent to one and then I would have to turn around and send those papers to someone else in another office, which was frustrating.

The people that we spoke to were very helpful. There were some blips in there that we had a problem with. There was so much paperwork and it seemed like it was duplicated in a lot of instances. So, it was kind of frustrating at times. But I could always get an answer to any question that I had and to what I needed. The first time we did Liberty, we had a local person that was dealing with all of that for us. This time, it was all long distance from California and then someone came to the house and did the closing. The original process probably took four weeks and the refinance took eight weeks. That's why I was so confused. I'm like, "We've already done this. You have all our information. Why is this refinance so much more time-consuming than the original one was?”
Also, we had to go through credit counseling. I could understand going through all the rigmarole on the first time remortgaging. But when refinancing just to get the interest out, it's frustrating to go through right from the beginning for the first time around. I think the second time around, we're already established and we're just trying to bring down the interest a little bit. There was really no sense to go through all that rigmarole so long. Other than that, the reps were very responsive to any questions that I had.

The process took seven months which was a lot longer probably than some. I'm not unhappy with it taking seven months. We had a lot of paperwork to turn in but we got all that turned in. We had a little difficulty with the person that was supposed to come out and evaluate our home. The first person didn't do what they were supposed to do and Liberty had to find another one. They did everything they could.
The holdup was with the title company. They wanted the deed, the will and how we inherited the house. We sent all that in. Then they wanted probate docs, which I had no clue what probate docs were. I called our lawyer who said it's a public record and they could get them themselves. They just wanted us to do the work. As soon as they found out the lawyer was gonna call and ask what they wanted specifically, they said they could do it. In three or four days, it went through. That was about six weeks before the money came through. I told Andrew, a very nice young man who was the first person I talked to at Liberty, that the timing was perfect because our water tank for our well was leaking. The application process was terrific. They were very fast on that. After the application process, it took three months to get finalized even though my paperwork was spot on. I didn't have that of a complicated file as far as paperwork goes. It seemed to be very inefficient and unprofessional in that respect. It didn't seem like I was a priority at all, in the amount of time that it took. Also, the communication was very bad. There were times I emailed, did telephone calls, left messages, and I didn't get a very quick response or an adequate response. So it was a very stressful experience. I had to do a lot of follow-up on my own to try and get answers as to how things were progressing.
It seemed like it took an extremely long time to get a refinance done with the same company that I was with. I chose Liberty because I thought that things should go a little faster and smoother. But it didn't. I also had to wait a long time for an appraisal. Then I couldn't even get any information about the appraisal for quite a while. But it did go through and I do have the refinance, so that's a good thing.
I don't understand where the breakdown was as far as communication, and as far as processing this loan. It wasn't really explained to me when I made the application. If I had been told at that time that there were some difficulties in processing this within a reasonable time, I might have made a different decision. It would have been less stressful and upsetting for me during the whole process. But I wasn't told that there was any type of timeframe that was not realistic. So I felt that was misleading.
I spoke to several people at Liberty and down the line, I finally received a loan officer. But the level of professionalism was not there. The enthusiasm was not there in dealing with me as a client. It wasn't like, “Hey, we are here to do what we need to do to get this done for you in a timely fashion and in a professional fashion. And we're really glad you're on board with us.” It was kind of like, “Oh, we're doing a big favor by doing this.” I was very surprised because I had not had that experience with Liberty before and that's why I chose Liberty again. The application process was a pain in the ass because they kept asking for things that I didn't think were necessary in the aspect of, “Well, they're putting my house up for collateral. So, why do they need to know that? Why did they need that?” But it would have happened with anybody. I was pretty short with my loan officer from time to time. But we got it done. The people at Liberty were nice. They've done a couple of follow-up calls, which surprised me. But they charge too much for an origination fee.

I talked to a couple of companies and was told that due to the pandemic, the process may take up to six months. That was back in the first part of November. I went with Liberty instead. But it took from then until just a few weeks ago to close. It dragged out for a long time because we would get one thing done then it would be about a week or two before I'd hear from Liberty about what else I was supposed to do. They checked with a different department and I had to have something else done or signed. Another time, I had to go get my deferred taxes in order to get the loan. Other than that, everybody seemed like they were really busy and they were trying to do the best they could. They were nice, courteous, and understanding.
I had to sign 250 pages that night that the notary came here to close and that was scary. It was going so fast and I didn't have time to look at what I was signing. I just hoped it was what Liberty told me. Every once in a while, I asked the notary and she tried to explain what the things meant on the papers that I signed. But I just thought it would be more in a title office where everything is out in the open and they would explain things to me one more time before I signed the papers.
I was told the rate and terms would change from day to day. They charged me about $20 something for the first month of this loan already. That was what I understood according to what I read when they sent me this paper the other day. The longer I have the loan, the less it will come down. If I just have the loan for a year and decide to sell it, the rate would be higher than if I had it for six years. Their interest rate would come down.
On the whole, I'm happy that I got the loan. I'm satisfied with doing what I'm doing with the cash that I got and I'm hoping I'll be able to get some more in a year's time. I had the trim on my house painted already. I'm going to check with my stepson to see about getting a sprinkler system put in the front yard and some St. Augustine grass. There are also more things I have to do medically. I want to pay my daughter back for what she did for me and the loan helped me to do that.

I had fairly good rapport with the main officer from Liberty and sometimes, he would hand me off to someone for technical matters and follow up questions. When it finally got down to the matter of issuing the loan, there was some more back and forth and I had to talk with someone from the title company. Also, I had to increase my insurance limits, so I talked to the agent there. It was with Farmers and they lowball their coverage. So I had to bring it up to the percentage of the loan maximum.
There were some false conclusions or false endings when I thought it was in hand, then I'd always be after for something else. At the end, the word was that Liberty was still waiting on the word from the appraiser. For almost two weeks, that was held up until the appraiser realized that I was supposed to pay him and not Liberty. Once he had his check, Liberty could go forward. I talked with the title company because they weren't satisfied with whatever Liberty told them. It was a bit of one thing after another. But I'm satisfied with this home and I got the first year's money in hand, which was the main thing.

I was so impressed with Liberty's rep. His name was Robert and when he talked to me, he seemed to be very honest. I told him that I have an account with Raymond James and that there's somebody at Raymond James who's keeping an eye out for me and told me that I should try for a reverse mortgage. I asked him if he would talk to that person if I gave them permission to talk to each other about me and he agreed. So, they talked and they were impressed with each other. But during the process, I almost started crying and dropped my application a couple of times. It was not Liberty's fault though, it was that the FHA and HUD had demanded so many things. At the time, I had trouble with my printer, then I finally got everything printed. I had to send pictures and email them. Then they said I had to do it again because the corners of the papers weren't in the picture. But I told them that there was nothing on the corners. And it went on and on.
Things did not happen quickly and a lot of the problem was on me. There were things that I couldn't do that I had to find ways to do. For example, I had the will made out for my children and that if anything should happen to me, my kids would have this property. My lawyer printed it up in such a way that we got a brand new HOA company in January. I’ve been living here for over seven years and I've always made the HOA payments. But this new company that came in January started sending the bills to my children, and my name wasn’t on it. So I explained it all and they said that my name had to be on it. But I didn't know how to change that. Thank God that Robert made the phone calls and got somebody to put my name on it.
All in all, I would recommend Liberty to my friends and I would recommend Robert, especially. He told me to call him anytime and not to worry about what time it was. He said he was there for me and that he would answer any questions. And if he didn't have the answer, he would find them all for me and he would call right back. And he did.

Sometimes, the process with Liberty was a little slow moving and sometimes it went pretty quickly. It took four weeks to complete everything and it was a little ridiculous that they were getting appraisers that weren't local to my area. They were also getting other people that weren't local to my area to contact me. They were from California while I'm in Florida. That took longer. Plus, the notary did not live near me at all. You would think that they would have a list of people in Florida that they could have contacted. Other than that, the rep I worked with was very helpful. I've called her so many times and left her so many messages. But when we got to the part where we were just going to get the appraisals done and I called her back, it was like she wasn't there anymore. But I understand, her job was done and she had given me to someone else.

The rep, Elizabeth, did a very good job. She was the one that took me through the procedure. Liberty got me all the paperwork and all the things that I had to present to them. They explained how the reverse mortgage worked and asked me did I know this and that. They also told me it would cost $125 but when I looked it up and did it online, it was $25. I paid that then a couple of days later, I got a call from Liberty. They told me I still needed to do it and I told them I did it online. The rep asked what the charge was and I told her it was 25 bucks. She told me that was not the one that they do. I had to make another phone call and get together with these people. They made a phone appointment and I went through that.
All in all, it took probably 60 days to get through the whole procedures and close. I haven't had a payment or a nonpayment with Liberty yet but everything that I know, right up to when I completed the whole transaction, is going to help me a lot. The interest rate was super - 2 point something to start it off with. I'd get some funds back from the mortgage company that I was working with and some escrow.

Also, when he originally contacted me, I was under the assumption that he was the only one that I was supposed to be working with but I got emails from this other lady. I thought he was handing me off to somebody else so I contacted him. This is probably where some of the delay was. I told him that I didn't appreciate being handed off. He said she is somebody that does things for him and that he would always be involved. We went along a little ways longer then there was another email from somebody else.
Chris was good to work with. He could explain everything so I understood what he was telling me. If I had questions, I contacted him directly rather than these other people and he was always willing to answer my questions. I stayed with Liberty and give them kudos on their patience with us for my past financial problems. However, they spent too much time trying to get our HOA information on the payment history. I kept sending all the information I had but there wasn't enough for them. It was difficult. We only pay it once a year and only have five years history even though we've been in the home longer than that. I had more information than the company did because we kept our receipts over the years. I had sent Liberty those but they weren't satisfied. They contacted the company but weren't happy with what the company was trying to tell them.
The second issue was we had gotten solar paneling on the roof and they kept going around and around with that, having me show them what we were paying for it. They wanted 12 months history. I kept saying, “We don't have 12 months history. We only have what I'm giving you.” They kept coming back saying they wanted more and I kept trying to tell them we didn't have more. Finally, I got the bills from the electric company and showed Liberty a little history of where the electric company showed that we were at the zero kilowatts where we started and what we generated that month and the next month. I had a good conversation with Christine, the rep with Liberty. Where everyone else had doubts, she guaranteed me that she was going to get this thing done. We do Airbnb and every other reverse mortgage said I wouldn't qualify. Liberty said we could do it and we're happy about everything. The house is worth about $850,000. We have the bottom half house which they call unfinished, but it's been finished for 20 years, so they didn't give us the appraisal of the whole house. We've had first appraisal but they didn't accept that when they wanted a backup appraisal. So, it took a long time before I got any numbers. I didn't know whether I qualified or not. It took a while to find out what they were going to give me and I wasn't happy with that. But I know that I still can sell the house and there's plenty of money left for me.
Working with Liberty was very easy except I could tell that everyone was working from home instead of an office and there's no back-up. If I called Christine, it took 6, 7, 8 hours before I got a response. People will get upset if someone's not picking up their message or at least give them some kind of an answer.

And Libby that worked with her kept in touch with me and called me several times, making sure I understood something and that she would send me an email and what it would be about, and asked me if I would sign it online and what it was about, and it was explained to me before I ever got it. I did 99% of it online. Everything was fine via internet, which was great, through email. Anytime I had a question, all I had to do was call. They were busy. Usually, we played voice tag back and forth, which was no problem. But all my questions were always answered.
Liberty set everything up. And I knew in advance what to expect with the appraisals of the house. I was given a choice on everything. It wasn‘t, “Well, you have to use this person.” Or, “You act to do this or do that.” And everything went through fine. However, it's something that you don't do overnight. It's something that you have to go through certain steps and you have to go through your counseling, and they do the credit checks. It’s step by step. Michelle, our loan officer, was excellent. In fact, it was probably the only reason that we stayed in the game of the thing because the first fellow that we spoke with told us it takes an average of 45 days to 60 days possibly and that would be the longest. But it took us over five months. Michelle was encouraging, helped us to stick with it, returned calls, kept in touch, and kept us hopeful. We had spoken to other people who had done reverse mortgages, not with Liberty but in other places, and they didn't have to go through even a fraction of the rigmarole that we were put through. We also kicked back and forth doing a second mortgage on the home because the interest rates were so low, but we felt like we didn't have a lot of choices.
Working with Liberty has frustrated us a lot and we wouldn't recommend it to anybody. Everything dragged along. On our part, if they needed something, papers were sent out that day or the next day. Things dragged out so long there that they expired on their end, they said. So we had to start all over. We had to pay for a counseling session, which I felt was insulting and rather redundant. They talked to us like we're three-year-olds that did not know where we were going with any of this and that was a miserable experience. Then, they did one appraisal and that took a while. I understand there's COVID and they were backed up, but that should have gotten things moved along.
And they insisted on a second appraisal. We have an unusual property in front a river and there is really not a lot to compare it to to get a good market value. However, we had the house on the market for quite a bit of money. We weren't looking for a million dollars and we just wanted to move on with this thing and see what it was they were going to allow us to get out of the mortgage process in the end. So the second mortgage person took weeks. I had the number of one of the reps and I had to call him a couple of times. He claimed that he had sent things in, then I would talk to our loan officer and she'd say that nothing had been sent in. We weren't given any information on the way as far as why they did the appraisals the way they did or any of those kinds of things. So we felt like we were in the dark and there seemed to be a lack of communication on that end as far as the appraisal committee.
And the loan officer couldn't disclose things because according to her that would have been a conflict of interest. So, she didn't even know why the first appraisal was not enough. The two appraisals had a $40,000 difference and I don't get what that whole thing was all about. But I appreciated, above anything, Michelle and her customer service. She had to talk me off the ledge a couple times, just because we were both ready to throw in the towel and forget about it altogether.

Liberty was very thorough and concerned that I understood everything and that I knew where they were in the process. The rep was very personable. I’m a jokester, and he laughed at some of my jokes. That made me happy. And there were different people that I talked to at different points in the whole process. There was the guy that I initiated the process with, and then someone else in his office did other parts, and then someone else called from back East somewhere and they were doing other parts. And it seemed to all go well together. They were all handling different things, yet, you would think there would be a lack of communication and some discrepancies, but they were very well in tune of what each other was doing and keeping me informed with what everybody was doing. It was one of the better experiences I've had in dealing with mortgage companies.
I'm happy with the rates and terms. At first, the loan officer that I talked with did some research and said that I wouldn't be able to redo my reverse mortgage and take any funds out until I've had it for a year. But then something changed and he contacted me and said, “We don't have to wait the year, we can go ahead and do it now.” And I said, “Okay. Then let's go with it.” So then we went with it. Once that happened, it was less than a month. Once we set the closing date, Liberty lined up a notary to do all the paperwork. And then, the day that they said the funds would be in my bank, because I did the automatic deposit, the funds were there. And I was very happy about that. The only thing I wasn't happy with was I wanted 50K out, but I could only take 33. And then the 17K isn't available for a year. That's fine, but I just want to see the statement.

They ask for your bank accounts, your checking accounts, and all your different bills to see if you're paying off different things. We had a big problem with Tesla for my solar and part of the process was you had to get statements from every institution you deal with. The paperwork involved was horrendous and the rep stuck with me to where she was making phone calls to these agencies that weren't complying. It was about a six week ordeal to get cleared for my refinance and I was ready to quit a couple of times, but she was very good and kept with it. So everything turned out very well and with the money that we got from the reverse mortgage, we were able to help our only son purchase a house.

The process with Liberty was slower than I thought, but we finally got it straightened out. Everybody in customer service was very good and the application was fine but I wasn't happy with the underwriting process. The underwriter seemed like they couldn't make their mind up on what they wanted. It took months to get all the documents to them because they kept asking for things. They'd ask for things and come back and ask for other things instead of just giving me a comprehensive list, which I could have gathered and sent to them. They should get their act together. When they're dealing with people who are self-employed, they should give them a complete list at once of what they need.
I gave them a list and then they looked at it for 5 to 10 days to get back with me and say, "Okay. We need this now." Why didn't they tell me on the front end? And they could have been looking at it during that 5 or 10 day period. What dragged it out was underwriting. Overall, Liberty will work for you unless you're self-employed, then you're going to have to be ready for a challenge because they don't know how to deal with it.

I went with Liberty in 2014 and now, I stayed with them because it's worked out real good for me. The application process wasn't hard. All you had to do is stay on it. If you're serious about a loan, you'll stay with it. Everything has been super great and smooth with customer support. Everybody over there treated me pretty good.

I had the reverse mortgage with Liberty and I just had an update of one. Every time I talked to somebody, it was somebody different. I started off with Steve in Sacramento, and then Leticia in California, and two other people. In the end, Steve just disappeared. I didn't understand that. When I got the first mortgage, I had a guy all the way through. But the second time, I was surprised that I didn't have the same person all the time.
From the first mortgage to this update, I came up with a trust between one mortgage and a new mortgage. They wanted a copy of the trust. I felt that like most trust, about 40 pages was boilerplate. What they needed was the front couple pages and the last pages where everything is signed. I had to make the copies and I didn't have a copier. We first tried just the front and last but whoever Leticia had to deal with wanted the whole trust. I had to run 43 pages of the trust and mail that back and forth. It was just a lot of copies.

Liberty provided my initial reverse mortgage and I've initially gotten that through the people I went through to buy my house. Their application process went well and very smooth. That could be because I was already involved with them, but I didn't have a problem at all. I was really impressed with how fast it went. The young lady I dealt with was very nice. I interacted with about three different people at different stages. Everybody was very professional, very courteous, and very helpful, and asking if I had any questions or if there's anything they could do to help and feel free to continue to call.

I liked that I didn't have to pay a mortgage every month if I had a reverse mortgage and the first time I did it with Liberty, things went well. But the second time, which was a year later, there was a little bit more to it. Even though it was supposed to mirror the first one, the process was different. During my first time, I dealt with one person and this was right in the middle of COVID, but she came to the house and we wore our masks. We went through the paperwork and the money was enrolled into my account. The process was pretty simple and fast.
During the second process, I dealt with one person first and her name was Leslie. She was explaining and mirrored the same thing. Then I had to deal with a second person for information, and I had to deal with a third person who was the last person I dealt with. She kept coming back and asking me for paperwork. I didn't need all that paperwork that she asked for the first time and I didn't know if it was because some things had changed within my status. Then, they wouldn't allow me to enroll all the money that I was getting into my account. It was like I could borrow when I need it and I got less than I had the first time.
The process also took a lot longer this time because I went through different people for different sections of the process. Plus, I still had the reverse mortgage from the first time and they had to calculate, so it could be paid off then come back to deal with this particular reverse mortgage, which was fine. But I don't think that was explained to me at first, so I didn't understand. And they whoever was supposed to do what they needed to do within that window span didn't do it within that a period of time, so they had to go back and get permission to extend that window.
At that time, I would always call Leslie because I wasn't understanding why I had to deal with all these different people. She said they sometimes change up and see what works and what doesn't. But if you're dealing with the one person all the way through, you're a little bit more comfortable than having to deal with three people. Other than that, Leslie was always happy to answer my questions and there was nothing wrong with the service I received from Liberty. The problem was with the process and all in all, if the reverse mortgage is something that a person has to do, I would still recommend Liberty to them.

I was with Liberty and I decided to refinance the reverse mortgage that I had. When I initially did it, it was financially advantageous for me to do it. I've liked it and it works for me. For the refinance, I had to go through four different people and they were good. But towards the end, they would tell me that they needed something, then I’d wait a few days, and they'd tell me again that they needed something. And I'd wait a few days, then they would ask me for more stuff. And then I'd have to find it and send it to them. The whole process took a couple of months because of that and it would have been better to get all the information that were needed at once instead of asking me for them one at a time.
Aside from that, I didn't know that signing a mortgage would take an hour and a half. There was a stack of papers and I should have had a lawyer look at it. It would have been nice if that was conveyed to me or if they got the papers to me ahead of time so I could get my lawyer to look at it. I just got everything all at once. The guy sat there and he just expected me to sign it. At one point, he asked if I was going to read everything and I told him that I was. So that was a little annoying. Then he said that I had three days and I could get my lawyer to look at it. But that was not happening. Other than that, I would tell others to go with Liberty but with a caveat that they should tell the reps to ask for everything at once.

They kept making mistakes about my address and I keep telling what was right like 5 times - they did an appraisal I guess over the computer but when the man came and saw the house he paraded higher than they want to send someone else out! It was always something!! They just keep dragging it out like 2 months! I am fed up! All my future plans got put on hold! I guess they don't care how this process affected me! It was always someone different on the phone asking for information.!
think they care how much this process has been hard on me! After the appraisal from the man coming to my house I thought it was finally done but no they want to send someone else out! Has been one of the most stressful things I have been through!
I owe nothing to any company. My credit rating is over 800 and this has made me feel like I was a thief and at 67 almost 68 still working part time as a nurse felt so disrespected. Was hoping for a good summer and could retire fully but. Apparently not. And I don't think they care how this process affected me! Never thought that this would be an degrading experience or stressful as it has been! They should inform people at first how stressful this is to go through for us seniors. I plan to call the head person of this company to tell him of my very negative experience! We seniors have been thru a lot and especially we nurses with the COVID pandemic! I reached out for help. And was put thru this very negative experiences.

The process took a little bit but that’s the government. Liberty was expeditious on following through on each step as soon as they could. The reps all did good. They gave reasonable feedback when we emailed each other and talked on the phone. I understand that they got more than one client. So, they're busy when you call but all the return calls and communication were well within the acceptable standards for being efficient and getting something done and taking care of your customers. Everything that they did for me was reasonable and in my best interest and also in the interest of the company. You have two parties there, and both people have to feel like they got a good deal. I did and hopefully, they did too.

We had a couple of little snags like when they sent the notary out to sign the first batch of papers. A notary had texted me and let me know that he got stuck in an accident and would be a few minutes late. Then this person came to the door and I said, “Well, I see you made it here safely,” and he said, yes, and all of that, to find out that he wasn't the notary that I had talked to. So, we had two notaries sent with all of our information. That was uneasy to me, with Social Security numbers and all that. Also, times were misconstrued. We were expecting them one day and they came the next day which was a bit confusing. My first reverse mortgage went a lot faster and this was a different experience. Other than that, the rest of the process was easy and the rates we got were good.

The process was a nightmare. They kept asking for different paperwork and I sent stuff and it got misplaced. I sent it again. Also, at one point, one of the guys who was doing the whole thing quit. We had to start over with a new gal. The process was long and drawn out. But the people I worked with were fine. If I had questions or concerns, they were addressed via email and the people I dealt with were very prompt. They were trying very hard and they were really good at what they were doing. I’m happy with Liberty and I’m glad I’m getting a better rate.

The people in California lost stuff and had a bunch of errors. Then, I went to Peggy, the girl I dealt with out of Florida, and she smoothed everything out. As soon as I started dealing with her, everything was good. She did the best she could and she was upfront about everything. I was happy with her. We got it done, although it took a long time. It closed on the day she said it would. Overall, Liberty was good but I wouldn't deal with them again unless I deal with Peggy.

The refinance process was not simple and it was not a good time. We came real close to canceling the whole kit and caboodle. There were different excuses and every time I called to complain or to ask a question, my file got put on the bottom of the stack. The processor had too many files that she was working on and didn't have time to answer the questions or find what was going on. Also, there were like five or six different letters that I had to write to explain something that was very simple. It was two months from hell and it shouldn't have been two month's worth. They would have carried it out even further had we not threaten to call it quits if it was not done by a certain date. Everything was "Wham. Bam. Thank you, ma'am," all of a sudden.

The whole process took about four months. They told me there was something they couldn't verify. Also, there were three different people with the same job. The rep originally I dealt with turned me over to somebody else to process it. One quit and the last one was transferred. One didn't know anything about what the guy before him had done. Other than the complications, Liberty was okay.
