We're trying to fix this home I was born and raised in. It's over 100 years old. We got one reverse mortgage and got the house upgraded to all-new windows and heat pumps. Then, we got another reverse mortgage and this time, we want to do a little bit of outside work as well as inside work with what we got. The application deal with Liberty wasn't all that bad but it took us over a year to get the loan. Also, my older brother died of lung cancer and he had willed all his stuff to his wife. So, she felt she was entitled to this, but my mom's will was explained well. We still had to get her to sign off and that took a little time. Other than that, the rep I worked with was very good and he explained everything well to me. He was sorry that it was taking so long but that's just the way it is. It also would've been nice if we got a little more, but what we got will help us and I appreciated what they've done for us.

My original reverse mortgage with Liberty was at the higher interest. It was over 7% and that was just what it was always going to be. When they came out with this lesser one, I called to find out what I could do to change it and ended up going with it. The whole process took from November until end of February, which was longer than usual, because a message got lost somewhere in there.
But everyone was very professional and knowledgeable. The original loan that I had with them was through Silver Leaf and it was the Colorado people that I was dealing with. When I called them, they never called me back. So, I'm taking it that they have gone to work for another managing company. Things worked out pretty good this time with Liberty, considering what's going on now. But I didn't expect the low rate to be permanent. Now, it'll be the same all the way through and by the time I would re-apply, get the other and pay the price, I wouldn't come out any ahead for a good long time. So, I'm happy with it.
happy with your experience working with Liberty.

When everything finished, I was quite surprised because no one told me that the money that we had left in reserve that we could withdraw from the first one disappeared. It was more than $32,000. If someone would have told us that we should have taken that money out before we refinanced. But nobody even mentioned it and it wasn't in any of the paperwork. So, it was a total slap in the face to me.
My husband talked to the Liberty rep on the phone and I called Liz, the one that did everything in the beginning for us, and they said that when they would redo it, they'd redo everything. What it all boiled down to me in my eyes was that we paid almost $8,000 for closing costs, the appraisal, and the other stuff we had to pay for. I'm still having a hard time understanding why they have taken that out because now, we have 18,000-something when we've closed on the new one and then we can't draw the rest of it till next year. It comes out to be almost the same number as the 32,000. But my understanding was we had that 32,000 and then this extra money by redoing it.
It took forever for our refinance. We started in mid-November and we didn't close until March. We had a couple of issues. One was that the closing had to be put off a week because we had the ice storm here in Texas and we went without power and water for 126 hours. They couldn't find an appraiser so they kept passing to rework numbers. Twice, they had to redo all the numbers because the date changed on when we were gonna close. But we weren't in a real big hurry because the main reason we were doing all this was to get enough money to have our pool redone. Then, with the storm, we lost all the plumbing, the pumps, the motor, and everything.
Their rep, Liz, was great. She remembered who I was every time I called, and I called pretty often. She was easy to work with and talk to and she knew what she was talking about. I emailed her yesterday with the issue with the 32,000 and sent back a long explanation. But I have to read it two or three times before I'm going to comprehend exactly what it means.

I put an inquiry on the internet and Liberty called. They were persistent. I talked to them and the rep started getting all the information. And we just went that way. Then we got further into it, and it was a lot of waiting. They could have been more upfront about some things. We didn't know that this is a line of credit at first. We paid cash for a home, and then we thought we would get a percentage of what we paid for it, not a small amount like we did. I thought they would give a lump sum amount rather than a line of credit. A reverse mortgage, I don't know what the difference is myself. They didn't explain that portion of it. But it is what it is.
Liz and Leah were very good. They were very helpful with things. I had to get back with them to get some information because this should have been done in December. We started in October, but then it wasn't done until March. I wasn't too thrilled with Peggy, but she got it through. She got irritated with me calling, trying to find out what was going on, why was it taking so long. She needs to be more patient.

Liberty offered me a better deal than the people I had been working with. The application process took a little longer than I thought it would but in the end, everything worked out just fine. The rep I had was very responsive. He returned the calls and answered all my questions. He was very supportive. I was looking to get as much out of my home equity as I possibly could because I have no particular need to leave it to anybody. And getting a lot of cash helps me so I don't have to take as much out of my retirement funds, and therefore I don't have to pay as much in tax. So working with them was a very positive thing for me.

Randy, Liberty's sales guy, was excellent and great to deal with. He was very patient, wasn't pushy, and got back with me when I needed him to get back with me. He fed us all the right information and was very upfront. We had a issue with our house and I'd put it off again, but he was really good. Then, the application process was tough and so detailed. A lot of people that get reverse mortgages really need them to help their lifestyle, where we took it more as a bonus. But Liberty's reps treated us the same way.
At the beginning, they said we had to make sure we had this and that, and that we had to improve certain things. It was a pretty long and drawn out process. It had a lot of moving parts and it went a little slower than I had anticipated. But I was very pleased with the terms. It's going to work out great for us and it will be great for them. They also made it easy to do this little deal I wanted to do. I wanted to build another little house near my brother's, so they put me closer to my family. All in all, Liberty follows the rules and they were great to work with.

It started all very poorly. Everybody dragged their feet. The people quit and went on to somewhere else so I kept getting handed around. Then when they got the paperwork, they couldn't find it so I had to keep resubmitting it. It took a whole six months before we actually went from beginning to close. The last young man that took over the case seemed to have worked it out really well. He stayed right with it until it was done and kept me informed all time, which is great.
We actually got to close and they sent me the first check. I only had one property that was on the appraisal. I have seven other lots over across the street not attached to it. What Liberty did was when they looked up the taxes on the house, they saw my name on other properties and they locked into it and put liens on it. It was not part of the deal. That's illegal. How could they assume my other lots and take them when they're not even in the appraisal? That is 100% wrong. We're checking into it now to find out how come they tied it up and why because it wasn't supposed to be touched at all.
Right now, I'm not totally satisfied. I want to get this cleared up and get those lots out of their hands and get their name off of it because they’re mine and they’re clear. I would not suggest this company to anybody. In fact, I thought of going online and giving them what they did to me, and then we can go from there. But I didn't do that either, so I'm hoping that we can work this out before we go into mudslinging.

Liberty's process seemed like it was going to be quick and we chose them over the other companies we looked into. They said it would take two to three weeks but it took two months to complete. We applied online and they arranged to have an appraiser come out. Then, we had to ask for a second appraisal. And then, they came out and we got the loan. The application process was a little weird though and it was a little hard getting information and figuring out what was going on. We had contact with five people during the process. One quit, one got fired, and they seemed a little unstable from an employee's standpoint. But everyone we talked to was nice and seemed competent.

Chris was great. I kept trying to get back and just use him. What happened was Liberty was refinancing a previous reverse mortgage that I had with the same company. But the first one was requiring some work to be done. Because of COVID, I wouldn't let people in my house to do work. So, I have bought a lot of the materials which I never even put in to get reimbursed for. But the materials are sitting here, just waiting for the time when somebody can come install it. I wouldn't have bought the materials and had them sit here if I wasn't trying to do what I was supposed to do for the first mortgage. But I was in, what they call, default. And they couldn't redo the mortgage when it's in default. My counselor was able to get somebody at HUD to extend the time limit for doing the repairs. And that took it out of default for long enough to get the new one put through.
I could have had more help on that. I spent days trying to get through to HUD and different places myself, and then just happened to talk to her. Because she was calling to find out if it went through. Because they get paid when it went through, and they haven't got paid. That wasn’t it. But that’s what started the solution. It was me talking to her, and her knowing somebody at HUD to get that enacted.
I understand that everybody is under the control of HUD regulations. But if this gal could do it, I would think somebody from Liberty could have thought of the solution. I tied to do that on my own. And I would get little things back from HUD, saying, “Oh, we don't do that.” I spent a lot of time, trying to get the stalemate going. The fact that she got that done within a few days was fantastic. And then, we picked up and went on again. Because my time limits were going to run out for the appraisal, and for the counseling. First time I did this, I had to do everything two or three times because of problems like that. You reach a snag and it just doesn't go anywhere. Other than that, I recommended Liberty already to a friend of mine who was looking into reverse mortgages.

The loan process with Liberty took a lot longer than I thought. But the reps I worked with, Janice and Peggy, were wonderful to me. They kept me calm and kept me posted. They got things done, so I'm pretty happy. But I barely understood the process and all I did was to say, “Make my payments go away, and then give me some money.” And when the notary came over for the closing, it took two hours and there were 250 pages of stuff. But the process was painless. If it takes a long time and they can’t find something, you have to hear and wait. You’re going to have to pay your mortgage over and over again when you want it to be done, but that's not their fault. It just takes a long time to dig all this stuff up.
All in all, Liberty allowed my wife and me to live out our years in our nice little house. I also like the fact that they cost 250 bucks, but you get an HUD representative to come as well as a disinterested third party to explain this stuff to you. That was a good law that they passed, so the wife’s not scared of some kind of a scam.

We had a reverse mortgage previously up until that point for seven years. And the company was associated with Liberty. When we wanted to see about refying to get a lower rate, they were the company that we were referred to talk to. They were very thorough and responsive to questions. However, it was impossible to read thoroughly all of the documentation received in multiple different mailings that I received from them. I got all the documents, and then got a mailing. And shortly thereafter, all of the exact same documents just because there was some whatever minor changes. It’s probably the result of government regulation. But it would have been helpful if it came from them and said, “Look, it's not that we want to do this. It’s just what we're required by law to do.” Other than that, they did a tremendously good job.

When I talked with Liberty's representative, he mentioned that due to new regulations, they had to offer me their latest proposal. And it turned out that the interest rate and the insurance rates were cheaper than what we were currently on. So, we went ahead and started the process. We got about a 1.25% reduction on the mortgage rate and about a 0.5% reduction on the insurance rate. So, they’ll roll over in the long run and it's going to be worth it for us.
The process was a little more difficult than it normally would, due to COVID and various offices being short-staffed, but all in all, the interactions back and forth went very well. Michelle, one of the reps we dealt with, was very professional and very helpful. She was relaying information and the requests back and forth. It was frustrating a couple times due to unforeseen delays, but they answered all my questions and my concerns, which is the primary thing. They didn't hide anything and everything was pretty straightforward. So I was very satisfied with them and I would recommend them to anybody that was pursuing that avenue.

Liberty bought the contract from the original deal. Then I went with them to refinance and it was a real hassle. I had to go back and do that counseling thing again. That cost me $125 and I didn't like that. Then the first time I closed on my reverse mortgage, I signed about 10 sheets of paper. Now I signed 62 signatures on a refinance. There was duplicate paperwork. I was signing papers to say that I had read the other papers that I signed for. It’s stupidity at its highest level.
I started out with a guy named Steve and he did a good job. But then when I got down to the closing part after my application had been accepted, they switched me to another lady and it took her a while to get it done. My original reverse mortgage took about three weeks. My refi took about two months. But I blame a lot of it on the California laws. They have laws out there that I don't understand that we don't have in Texas, ‘cause I live in Texas. In hindsight, it would have been easier to find somebody a little more local to go through that process with. I was getting the good deal and they already had my loan. It should have been a smooth transfer, but it took forever.

Liberty offered a plan with a reduced closing cost approach and that caught my eye rather than spending $30,000 on some of the other plans. The interest rate is a little more on this one, but it was a much reduced cost upfront. There were just several things I thought they could have done better. We ran into a problem with someone in the initial stages of the process deciding that the first appraisal was too high on our house. They required a second appraisal and more time therefore. Then the second appraisal came back higher than the first.
We then had the damage to the house as a result of Hurricane Sally, which caused the repair time standpoint. Somehow, FEMA got involved in this because they declared it an emergency area. The appraisers had to come back as we completed work. Then they didn't come back on the schedule they were supposed to. While all of this was going on, Liberty changed their financials on the package we had selected and nobody bothered to tell us until we got close to the final post mini appraisal, post hurricane damage, post all of the contractual issues and repairing the hurricane damage.
As we got close to the end, suddenly, out of the clear blue sky, we found that the interest rate determination approach had changed totally from one standard approach to another type of approach. Also, the insurance rate cap had gone up 5%. I didn't appreciate hearing that in the final stages. It wasn't acceptable to me. They went back and refigured another approach in the cap on the loan.
The communication flow was not impressive towards the end of this. As they make major changes to the financial package, they gotta tell their customers. We were in this closing process for probably six months post the September hurricane issue and to find out all those changes in the finances at the last minute bothered me. I'm not very dissatisfied, but I'm not real excited about what we've been through.

The lady I was talking to, Maggie, was very pleasant and explained things very nicely. I felt I could work with her. The part that really upset me, to the point of tears, was working with the loan officer, Ryan, who instead of telling me the number of papers that will be required, sort of dribbled through one at a time. Each one took a week or longer. Sometimes he didn't believe me that he had everything. The fact that giving this paper and that paper delayed things for several weeks was disturbing. If they know ahead what papers they're gonna need, they should tell me upfront and I will get them all together.
The biggest one was in that they wanted every single page of my family's papers from our trustee. We got hung up on one page that they're certain was missing. We found that page, but then they didn't make the connection between what they already had and this page, and that took another couple of weeks to get. Ryan communicated with me clearly. He kept thanking me for my patience but my patience ran out.
When my husband died, his pension stopped. I had some savings but I went through them fairly quickly. I had social security at $1,000 a month but that wasn't really gonna sustain me very long. So, I had either to sell the house or to get this reverse mortgage. Now that I have an income again, working with Liberty makes me feels secure.

I called and talked to somebody there, then they told me what I had to do. So, we got everything started and it took about five to six weeks.
There was a lot of paperwork and when I started at the first reverse mortgage, I had to go through probate to have my name on the title of the house in that. The deed was made back in 1971 and it did not say community property under title of the house in there. Then, when I was going through the first reverse mortgage process, my wife passed away. So, that took some time, but I got it done. Once I got done, everything went pretty quickly. Then, not too long ago, I refinanced my reverse mortgage and that did not take as long as the first time. I would have liked better terms but in the situation that I was in, I didn't have much of a choice. But everything on Liberty's end went okay. They were good stand-up people. The problem that I had was right before I ended up going for the reverse mortgage after I learned about it. I had refied for a lower interest rate on my home loan and when I filed for the reverse mortgage, the people that had taken care of the refinancing of mine didn't file some of the correct paperwork.
In the process of Liberty trying to get information to close the deal and get this and get that, we had to jump through hoops to get the information from the other company for anything to get done and we just got done last week. The lady from Liberty that was my go-between deserves a pat on the back for her effort. She and I were beside ourselves from these people on the other end, not having all their ducks in a row and the paperwork correct. She was getting as frustrated with them as I was. It got to the point where Liberty was making phone calls on their end and I was making phone calls on my end.

The reps at Liberty seemed to know what they were doing when I was talking with them. They didn’t seem too pressurized on it and they answered all my questions. However, the gathering information that they think is their everyday thing is new to someone that's not doing it so some terms they'd use, I'd have to figure out exactly what they wanted. I kept sending them things and they appreciated all the information I was giving them but it wasn’t exactly what they needed. I finally called my mortgage company and asked them for what they asked for. Today makes a week that I signed the paperwork which was a lot. But we worked through it. Some of the things were kind of awful also. We sat down and figured it out exactly what was wanted in there then. They sent a notary out here but it would be better if they sent a real estate person or a banking person that is also a notary.
I was surprised, to the good side, about what the actual value of my home was since I bought it over 20 years ago. I was kind of leery of it till the term reverse escrow account came up and I understood what they were talking about then. I wouldn't be making a payment or the interest on it but it'd be amortized towards the final date of it. I could understand it from then when we started talking about it. I've been talking it up to other people that’s interested that’s in my age range. The only thing I've got going on right now is I'm trying to get an answer back of how to get into my line of credit.

My husband got in touch with Liberty and we heard back from them almost immediately. We spoke with Elizabeth and she was wonderful, very knowledgeable and personable. We were a little bit apprehensive because we didn't really understand what this was all about, what the potential for it could be and what our responsibilities were going to be and all of those questions were answered. There was absolutely no pressure. She told us all the ins and outs, all the good, all the bad, all the ugly about reverse mortgages. She said, “Before you do anything contact HUD. They'll talk to you about it.”
She gave us everything. We forged a relationship with her on this particular issue and decided to go with her and Liberty. It was smooth sailing. She did such a good job of calibrating what our expectations should be. There were no surprises along the way. It was easier than getting a home equity line of credit on a regular mortgage. She said it would take about six weeks and it did.

I worked with Liberty Reverse. There was no problem with Dan at all. But Ryan was not my best choice. He wouldn't return my calls. When he did, he wasn't calling me on a regular basis to see if I was having a problem or had any questions. When I would call him, he was just very evasive about things. To me, he didn't seem like he was interested. I was not pleased with his performance at all.
The underwriters were sending me things every week and they said, “We need this and this." Why can't they have something, right up front, of all the stuff that they need so there isn't all this back and forth? I myself do not have a computer or smartphone, so we had to do it via mail. It was costing them money to send me an envelope every time to send back whatever documents they were wanting. It would be better if they had a folder already prepared ahead of time, saying what they need. Then, we can get it all together. I never dreamed it would take five months, which I wasn't going anywhere anyway. But it was just the idea. It got a little aggravating.

We started the process with Liberty in October and they kept coming up with weird requirements that kept making it longer. We used to have a business that kind of went by the wayside in September of 2018. There has been no activity on that business, other than I was keeping it open just as a name. But we had to go through the whole process through the Secretary of State to close the business to satisfy the underwriters.
Chris, the guy we were working with, said the rules are changing and we'll be able to get even more money if we wait until this year to do it. For a month and a half, we did nothing waiting for the rules to change on January 1st and then we started the process over again. But even then, there were weird things. When the guy came to appraise the house, the appraisal committee looked at everything that happened and said we only had two people living in the house and yet, we have three rooms set up as bedrooms. They needed a letter from me stating why that was and they wanted it signed and dated with my signature. That’s crazy stuff. But other than that, it all got through and we're very pleased with what happened.
Chris was very friendly and very knowledgeable and he got us going. We also dealt with Michelle, who does the day-to-day stuff, and she was very apologetic with a lot of the things that we had to do. I enjoyed working with her. We had many pleasant conversations and she was really helpful. Also, Liberty gave us a much better deal than the other company we started with. We were very pleased with both the rate and the fact that they waived a lot of the fees and such at closing. They came through with what we wanted and the end result was that we got the lower rate. We now have a home equity line of credit that we can draw on if we want to. It gives us a feeling of confidence or a little more security.

It was time to go ahead and follow up on some of the mailings I was getting on getting a new reverse mortgage. We had one here, and it had reached its maximum. I get an online service called Nextdoor. It's a community of people that live in this area. Every month, one of the Realtors sends out a blurb of information about what home values have gotten to be like in this area, and they were going up and up. I thought, "You know, I probably have enough equity in this house now to refinance the reverse mortgage." I got an email from Liberty about the same time as I was getting ready to start calling various mortgage companies to see what they could do. So, I called Liberty and they did a nice job for me.
The only problem I have with them is that it took an awful long time to get everything done. The loan wasn't funded until February. We're in an area where the values go up every month. Two days after we closed this loan, with the house valued at 405,000, the January results came through on Nextdoor and they said the house is worth 430,000. That's $25,000 difference. That is $25,000 that could have been on my loan, but it isn't. The guy that was here that did the appraisal did a thorough appraisal. But the other side is, the house in December was valued correctly at about 405,000. But in February, when the loan closed, it's gone up 25,000 more, and I'm not getting that 25,000.

The only rough spot was towards the very end when the people would talk so fast and leave messages and I couldn't understand a thing they said. I had to beg them to slow down. But I figured they're excited about what they're doing. It's forgivable but that was not a pleasant part. Also, Liberty had so many different people that I was working with. I started with Fountain City Finance, a local bank for reverse. I was very happy with Carl and with the bank. Then, they switched over to Liberty. It was very smooth in the beginning, but the end of it was a disaster. I needed $19,000 at the end to help my younger son. They said it was gonna be $8,900, but I came out with $8,669. It also took a year, and I told the other quality assurance person I had to pay for an assessment which was $425. They comp some stuff. Then, I ended up having to pay for two counseling because they made my husband take another counseling. He is in assisted living and he had to take it from there. I cried every time the phone rang and they started with the whole thing. It cost me a fortune at UPS to make copies, send copies, and fax copies. My daughter had to get involved because I don't have an office, a computer, or a cell. It ended last week and I signed.
What else happened bad was they booked a notary for five o'clock on Friday. I got a call from Ryan who complicated a very simple situation and kept saying underwriters and title. I built the whole day around it. I waited, then no call, no show. I panicked because they dated me and my husband even though he was never on the house, never on the loan, own nothing, and he and I never did money together in 34.5 years. At six o'clock or seven o'clock, I called Ryan and said that everything's dated. They sent over an emergency notary, which ended up being a lovely gentleman and his son, Brad, who happened to be my neighbor. He came at eight o'clock Friday night and did a great job. There were over 100 pages. Brad said he's never seen a reverse like this. Plus, Joseph, my husband, signed a whole sick packet, another packet. I signed till 10 o'clock that night. I apologized to Brad and thanked him.
The whole end of it was so messed up. It would have been worth it if I got $19,000. But it wasn't. I've got equity in the house which was $130. That house just got assessed by Allstate for $268. The assessor came and did it for $255. That was a disaster too. RIT said the only way is we have to provide them with a legal divorce. I was a widow, my husband was divorced.
We explained that to Ryan and Daniel that it was of no consequence. It meant nothing. He blew it all the way up, and the underwriters went nuts with it. They needed 45 Billion forms of proof that my husband had nothing, was never on the title, and other stuff. It was awful. And that's what held it up. I hope the underwriters take a look at this as a lesson learned and not put people through that. Two days after the closing, my daughter got something that they needed for my husband to fill out two more sheets of paper and me. It was very painful. I won't recommend this. I appreciate Daniel, he did a great job. But Ryan needs to be retrained.

My mother is on a fixed income. We had to replace the air conditioning system for $15,000 and that was going to wipe out her savings. So that prompted me to start helping her look for a reverse mortgage. I looked up reverse mortgage reviews online and got to the top 10 companies. I read the pros and cons of each. I made two phone calls of the two I thought would be best. Trevor, the representative I talked to at Liberty, was very good. The rates and terms seemed fine too. It wasn't so much that Liberty did anything wrong to take it so long, it’s just that my mom is rather infirm. So there was a lot of shuffling around of papers. At the last minute, they couldn't find the mortgage note because they had gone through bankruptcy 15 years ago, so I had to get that form too. But overall, I was very satisfied.

I talked to Wells Fargo that my husband has banked with for over 40 years and their reverse mortgage and the people were not nearly as willing to spend as much time with us as Eric and his team at Liberty. They explained that this is primarily what they do. They have never put me on hold for 20 minutes. When I've contacted them and I've got questions that I really need answered, usually the same day or within 24 hours working day, within the second working day, they've gotten back to me.
My husband and I don't have a budget for having a computer and an internet link in our home. Eric and his entire team understood that UPS would be the fastest, reliable, ground service. They chose the alternative that would be the most efficient even though it wasn't cheap to send those envelopes and to get me sending those envelopes back. Every time they needed original documents, they just had me put post-it notes on them saying, “These are my originals. Please return them as soon as possible.” They did that throughout. Eric, Peggy, and that team deserve congratulations on doing their jobs so well, and for them demonstrating throughout the entire process which took a long time. They were very consumer-friendly. Eric, in particular, is a very understanding and detailed person. Everybody who was shoring up the process and helping him out were very capable. It was a good experience working with them.
The application and underwriting process took five months. Delays and difficulties resulted because, for example, there was a lack of understanding of the way my insurance agent has very capably and carefully protected our family. Our homeowners insurance doesn't just insure for the amount that the house is valued at. It insures us over that amount. In other words, if our house is destroyed or totaled in any catastrophe that's insured, we’re covered not only for the amount the house is valued at, but about another $110,000 over that, so that if we need to completely replace our house, our insurance will take care of us, and somebody at Liberty didn't understand that.
The process was delayed almost a month because they required me to go back to my insurance agent and to have my insurance agent prove to them how much insurance we actually carry on the house. I find the process very daunting because of a lack of understanding of how carefully we take care of our primary asset, our home, and how carefully we have insured it. We actually pay quite a lot for homeowners because we value our primary asset over and above what they value it at.
We're using the equity in our home to our reverse mortgage primarily because my husband had five surgeries last year. $190,000 is not unusual for one of his medical bills and so, I have to deal with how to deal day by day with his illness, his pain, and his stress. I have to also deal with the financial reality of making sure that he's covered by his primary health insurance and Medicare. Now, I'm also using the reverse mortgage to pay bills for medicine.
I set about this process to do something that we didn't want to do under any circumstances. We had a free and clear home. He’s 72, I'm coming up on 70 years old. We're in the middle of a pandemic of universal or global stress and global reality. The whole thing of having to have people in the home to do our valuation and have people in our home to do essential repairs that we weren't exactly waiting on. But we decided that since we were requesting money on an intact and functioning home, that could be resold if necessary if my husband doesn't survive his cancer. The guys at Liberty were very human and they were willing to take an extra five minutes to hear the fact that we're great grandparents. They were very supportive and understanding that we were doing something we have worked throughout our lives.
I would recommend them very highly because the process is not their fault. The piles of paperwork at the last closing had more than 50 sheets of paper and we had to sign between 35 and 40 times. It's a process that every time takes an hour and a half. Their patience, their helpfulness, and the fact that when I had some questions about why the paperwork was so incredibly involved, they said that this is a major political and financial process, and I hadn't realized when I started it because I have held mortgages before.

Refinancing with Liberty was tedious. They wouldn't accept anything I sent and they didn't understand anything that they were asking for. It went on for quite a while. I have a trust and they wanted a complete copy of my trust. I said, "You're nuts. Why do you need a copy of my will and who I'm leaving my wife's China to?" They said they needed it all. I said to cancel the whole thing.
I had figured things out and they couldn't. I went ahead and fixed it and got it right. I talked to somebody in their legal department and he told me what they needed. I sent it and it was done. But the process took forever. This was not the fault of the people though as they were following rules that were stupid. I got a little unhappy and I would've gone elsewhere. I used the money for my grandkids' education. I don't need Liberty but there were savings to be had because of the interest rates changing. That was the reason I did it. Liberty should understand what they are asking for. They could have done things right the first time rather than me having to fix it.

We already had a loan with them. In the end, the rep had to do some heroic things to get it closed at the right numbers. So I applaud him for that part with the whole process but they should have been more proactive and more on top of things. It took 13 months to get the loan from Liberty Reverse from start to finish. Part of that was because my husband got very sick and I had to kind of stop the process for a while and went ahead with it. He passed away in September, which meant that they had to go back and check my credit and go back through a whole lot of stuff. The person I was dealing with was not used to dealing with the person, but it was more the paperwork. Our personalities clash. But finally, it got done. The first man that I dealt with, which was Chris, from day one, has been very helpful and very understanding. And in my experience with him, I couldn't have asked for anything better. It got to the point where I said, “It's me again. I know you don't want to hear me. I know you’ll be glad when I’m finished with this.” But any question I had, he was always there to answer it with the explanation as to why, and he helped me get through the process.
The other person was a woman. They said she was not used to dealing with the applicant. She was more the paperwork person. She’s not a people person. She got the job done eventually. The process just dragged out for so long. They had to come back and do the appraisal to make sure the house hadn't fell down. I said, “I'm the only one that's falling down. The house is fine.” This lady was telling me I need this. The Credit Bureau said, “I don't know what you're talking about.” This was a three-week process that we went back and forth, me calling these agencies, and them saying, “I don't know,” and them calling her. She finally said to me, “I need a pin number.” I said, “If you’d have told me pin number three weeks ago, I could have given you them in five minutes.”
Chris actually said, “I can transfer you to another loan processor if you want me to.” I said, “No, just let me stick it out with this. I’ve gone this far. It will get done eventually.” There just really was a lot of frustration of what was going on. They got to do this, they got to do that. I ended up going on a public website to find the plot, the house, and all. I emailed it. I spent $1,600 for a lawyer to get that done. I spent $1,600 to get a loan.

In the middle of getting everything settled, we found out that because we were on a shared well, that we weren't eligible for the reverse mortgage. It’s something they really need to say upfront. We live in a rural district, not in the city. They don't think about that stuff. But that's something they need to be thinking about when they're talking to people. But the process was fairly quick once we got everything settled.
But the rep we worked with took forever during a period of several months. It was constantly trying to get in touch with him and he wouldn't call back and wouldn't get back to us. It was frustrating. There was a time where I had called some of the managers and I couldn't get them either, thinking that maybe this place went broke or bankrupt and we don't know about it. The process with Liberty was fairly easy. They were very good except that they dragged this thing out for a year. That was absolutely unnecessary. They kept coming up with another paper or a document or a service. When we all finished, we thought another one would pop up then another one and another one. We had three people we were talking to and none of them was absolutely in charge and knew all the stuff that was going on. We didn't have one person that was knowledgeable about the whole transaction. They always had to go to somebody else and that would cause delays. I also don't understand the magnitude of the closing part. It's terrible. I'm really surprised that the government is involved in this transaction.

I was with Liberty before and this is my second reverse mortgage with them. The rep was very nice. He called me and would let me know what they needed. He said it was going to take a while. He also told me who'd be calling me for appointments. He was very good. Liberty made the process very easy. They needed a copy of my trust. It's a little like 1,000 pages but they told me to just mail it and they’d make copies for me.

I'm not really happy with Liberty. I had another company set to do this. Everything was in process. Then Liberty as PHH, who was my initial reverse mortgage company, contacted me and said, "We can do better. We promise we can do better." They did not. I said, "Can you do it as quickly so I don't have more fees coming out in future months?" They said they could. But they did not and I had to pay two more months added interest.
They kept handing me from one person to another. As you finish one stage, you go to somebody else. The rep dropped the ball and I didn't hear from her. I couldn't find her phone number that I had written down. I finally had to make several calls to Liberty Mortgage to track who is this lady, why is she not in touch with me, what is taking so long. She eventually got back to me. That was why the second month happened. I ended up losing money, which if I had gone with the first company, I would have saved money. Their whole spiel about saving money, we can do better, because you're staying with us, we don't have to do this, we don't have to pay for that, was just a big smokescreen. Also, nobody told me that when they do this, they contact your homeowner's insurance. Now, my homeowner's insurance raised because the value of my home through the appraisal raised.

The application process with Liberty was sometimes confusing as to what information they were wanting. They were a little bit unorganized. The right hand doesn't know what the left hand is doing. They made a lot of mistakes in the contract. These were little things but they had so much wrong information in there. We’re married and they had us as single. They still got my wife's maiden name on the contract in some places and in some places they got her married name.
Liberty wanted to know how I was gonna get my money and I told them that I wanted a direct deposit. So I had ordered a check and made sure they knew all that. Then they turn around and wired the money to the bank instead of direct deposit and charged me $15 to put money in my bank account. That just ain't right. Our loan officer didn't know anything about all of that and she wanted to look into it. She told me to send her the information, which I did. But she hasn’t responded yet. Our house was appraised for much higher than what they lent me and they could’ve given me a better deal. But I wanted to get closed out before things were to change.

They have a local representative and they were in the lower range competitively. But the application process was long and cumbersome. The whole process took two and a half months. I wish there were ways to do some of the paperwork electronically, but I don't think they were legally to do that. So things had to be mailed and certain documents. Some of it, they were constrained by the availability of appraisers. Those things are out of control. I worked with Laurence and he was very professional. He did a fine job. He was responsive. He did what we needed him to do. With exception of one phone call he missed, he communicated perfectly. Everything seemed to work out fine. Liberty is a good company.

I signed up on an email for Liberty to call me and it was 5 or 10 minutes before somebody called me. It was very fast. However, the process was long. I've never signed so many papers in my life. I’ve got a Manila envelope here that’s probably a good two inches thick with all our copies of papers that we went through and stuff that I had sent them. Also, the gentleman that we started with ended up quitting and we ended up being moved to a couple of different people before they landed on the last one to finish us out.
But it went pretty good. They sent me a list of counselors for the household counseling and that the FHA required. We made an appointment with one of them that was on there. We were able to do the interview over the phone and they set up for the notary to come to our home with all the papers that we had to go through. There were two times they sent somebody out with paperwork that we had to go through and it took a while. We threw kind of a kink into the process by arranging to do a solar panel project after we started the reverse mortgage. That delayed the closing because they ended up taking funds out of what would be coming to us to pay that solar panel off instead of us making payments. That was great. It took not only our mortgage payment off of us but both the brand new roof and solar panels that are going up are all paid off. We're very happy.

Liberty worked with me. On the first time around, we had to come up with some things that we hadn’t thought about in order to get everything done. But they were good about trying to help through the whole thing. Sometimes things took a little longer than usual 'cause they asked for some things that I didn’t see the importance of but for the most part, it went pretty well. Anytime I had a question, I never had any problem getting back to them or having them call me back. The only thing, and I don’t think it had that much to do with Liberty, was the appraisal process. My situation was a little bit different in that I had a duplex so finding comps was a little bit different too. There were some factors involved as far as neighborhood and other properties that had sold in this neighborhood that weren’t taken in consideration. I didn’t feel that I got as much of an appraisal as I should have.

A reverse mortgage is not for everybody but for me, it was the easiest way I could draw some money out of my house and utilize it. However, there’s a lot of paperwork and it took about six months which I thought was a horribly long time. Liberty needs a little more efficiency with things. There were things that whoever would come here to do like appraisals, paperwork had to be done and it seemed like it took forever for anything to process. I was told that appraisers are really hard-pressed for getting out in the field and doing appraisals because there are so many people trying to sell homes or do reverse mortgages. That got to me, especially when they required two appraisals which I thought was absurd but you just have to go with the flow. The rep was a very nice young man. I had no complaints about him other than I kept saying, "When is this gonna be done?" He would just kinda laugh about it.
It would have been nice if there was more money to be had, but it's the way it is and you just have to deal with it. That was the way I felt about it. I think they get a hefty chunk of money for doing this. Some of the closing costs were really ridiculously priced but this is the choice you make when you go through a reverse mortgage.

I liked the agent from Liberty. I felt like she was knowledgeable about what she was talking about and I felt more comfortable with them, rather than the other companies. But the application was horrendously long. Originally, it would only take six weeks but because of my situation with the deed and it being in a trust, it made the process a lot more complicated. I was supposed to receive the house, but I wasn't the trustee so the title company was requesting documents. I was going through investigating that house insurance and my property taxes had to be paid. It seemed like one thing after another.
It took four and a half months and I was at my wit's end because it was $15,000 that I owed. That four and a half months put me in a really bad situation. I can't blame everything on Liberty for that but I felt like it could have gone a little bit easier if everybody knew what they were talking about to begin with. The lady who talked me into the mortgage was very knowledgeable but I didn't like when I was pawned off to her assistant. Everybody needs to know what's happening here and what the stages of going through a mortgage is. It could have been so much easier on me as the client.

I started one year ago with AAG. The loan officer wasn't on the up and up with me about a lot of stuff so I dropped them. Two months later, a lady with Liberty called me. Her name is Janice and she's a loan officer. She said she could help me and she did. Liberty did what they said they would do. It's just that the application process and underwriting were slow. There was a stack of paper that I signed. They gave me a $35,000 appraisal which was lower than what AAG offered me. I haven't even gotten my package yet from whoever it is where I'll get my money. I’ll have to get with the service and tell them how will I get my money and how much I want the first year. I’m gonna go with the line of credit. That way, I can have it deposited in my account.
I’ve closed with Liberty. My interest rate for one of them was 4.1 and the other is 4.7. To me, 35,000 is a lot of money. I’m on Social Security and I have a small pension. Things just keep going up and up too. I’ve got some stuff that need to be repaired. I’m really satisfied with the job Liberty did and the people that I worked with. They went out of their way to help me and I came out with a really good deal.
If I have a friend that wants to get a reverse mortgage, I would recommend Liberty over AAG. Liberty went out of their way to do the things that AAG wouldn’t do. Liberty paid for the appraisal and they paid for the survey. I had to do two consultations. I had to redo that and they covered the rest. With AAG, I paid for the appraisal, consultation, and appraisal then they wanted me to pay for a survey. So far, Liberty has done a great job for me. I'm a whole lot more pleased with them than I was with AAG.

The application process was laborious. The rep wanted information about my will but I don't think that's their business. They already had a reverse mortgage with me, which is one of the reasons I chose them. It should be a very easy process because they've already vetted me. They know that I work and they already have all these information, so why did they have to go through it? Also, they should enumerate everything they want from the very beginning. I completed the first list and then I had to show this, that, and the other. Then, there was some nominal charge for some paper that the condo doesn't do because I go to a third party. But none of that was explained to me in the beginning. Other than that, the rates and terms of the reverse I received were fine.

But I’ve already signed the papers. I need to start getting myself out of their hold.

I would send her emails but she wouldn’t send anything back. I would phone her and she’d give me a very elusive message that I didn't really understand.
I'd like to have seen the underwriters to stop asking me to send so many different things. I must have sent the same documents half a dozen times. They keep saying, “You need this,” then, “You don’t need that.” A day later, they say, “You got to have to send this to this.” I send that and they say, “No. You’re gonna have to fax it to us.” Then they call right back and say, “No, you’re gonna have to send an original copy of it.” I don't know if it was anybody's fault but I’m almost sorry that I did it. Nobody seemed like they knew what they were doing. They tell me one thing and I do it. Then they come back and tell me I need something different.

We just got it settled about two weeks ago since September. We're happy with how the outcome was. But other than that, there were a lot of bridges to cross. I sent some information. Maybe a week and a half later, I got a call. They didn't have it. Then a couple of days later, they found it. I faxed it. And then I had the appraiser. He was in the business for 18 years. He's done a great job. He spent well over an hour over here appraising the whole inside and outside. They found that they wanted a second opinion.
Now, I had to have another appraiser come in, and it was just one bridge after another. But Eric was in contact with us on a weekly basis through all that period of time even twice a week sometimes. I really appreciate what he had done for us. We did do well because the outcome was what we were looking for. It came out okay. I wouldn't say that I wouldn't recommend them if somebody asked me. In 2016, we started looking at finding a reverse mortgage vendor. We had a very close friend of ours that had been with Liberty and recommended them. So, we processed through that. And then, we got our counseling fee and everything taken care of and got our house appraised. April of 2017 we finally got the loan closed. So, we've been with Liberty since 2017.
We're in our mid to late 70s. Approaching our 80s here rapidly skyrocket time in our life. We had a close friend pass away. Brad had gone through knowing full well that his passing would come within a year or two, so he started searching around to refinance his reverse. And I went to them, initially, because I figured Liberty had gone out of the business because we had been transferred from Liberty to some other company and then PHH eventually. Got Brad’s appraisal come back and it was way off bat.
Somehow, I got a letter from Liberty saying that, “Hey, you know, you're a valued customer and if you'd be interested in refinancing, we might be able to help you.” So, we went to them and they beat everybody's price. Our closing cost was outstanding. In December we closed. We have been refinanced and our interest spread on our loan is down. We borrowed considerably against our reverse, too. We put a new roof, new cabinets, oak floor, windows, and gutters to spruce it up a bit. In refinancing now, we got some more assets that we can put in new carpets and build a garage and finish off the basement area, and maybe get that done before I turn 85. Hopefully, I'll get that done next year. We're just tickled pink. We got everything squared away.
One question we do have is we had received several follow-ups with Liberty in our PHH statement and then separate letters that they sent. One of them that stuck out was, “Liberty Reverse Mortgage, Reward Card, $50, Randall B and Grace **. $50 is just a phone call away when you apply before 12/31/ 2020. Our records indicate that you benefit from refinancing your existing mortgage. Plus, as a valued customer, you will receive a $50 Visa card just for applying before 12/31/20.” We applied and nothing has happened. I presumed because they figured they gave us such a good deal that they don't have to do this card. So, that's kind of a tricky thing.
Then today, I paid on house insurance. In order to close the loan, we had to pay an additional $115.90. I paid that with my credit card. We got a payment plan set up. I just paid another $211 on the house insurance. But they went ahead and paid it themselves and then tacked it on the loan. I don't know who to contact about that. And maybe I'm reading it wrong. But other than that, we are just thoroughly pleased. Top of the world. We have recommended already four other couples to delve into this matter. Unfortunately, there are some misconception out there, and I don't know who's putting it out. Like our daughter and son-in-law are very concerned that we would do this because it's not gonna be advantageous for us. But I looked at it.
We started building our home in 1978. And in 1985, our daughter and our son-in-law were able to get married in our house. We took out a loan for $41,500. I had to go through five different banks and finally found my credit union, the one I've been with ever since ’65, agreed to give us 41,500. The other five banks though would not loan us the money unless we borrowed 85,000 because it was impossible to build a four-bedroom, 2,840 square foot house for less than 85,000. We built our house for 41,500. Out of that 41,500, we were able to make six trips to Honolulu, Hawaii and spent about two to three weeks atop with two of the three kids over a period of four years. Our house is now worth $430,000 because of what we got approved for on the refinance of the home. And that was closed out in December of 2020.
Two weeks ago, I checked on our evaluation of a home, and it's now 460,000. That's not market. That's what Zillow Realtor and the other outfits that do real estate. Plus, I went back to the HECM guy that did our appraisal on our home. 57 pages of qualifications. They go through a lot to be able to get on the approved list to do HECM appraisal. And he comes back with the 465,000. That's pretty nice, huh? So, for us, this is a tremendous advantage because once we got up into our 65, retired, that we had no other source of income unless we were able to get a job or something, which we did. But essentially, our sole source of income was what we had put into our traditional IRAs and savings accounts, and then what we could pick up on the side.
To be able to come out and refinance and drop our interest rate from like 4.5 or 5% down to 2.57 for another X number of years, it's really a good thing. Plus, to be able to come out with another $180,000 or so that we got a line of credit on. Somehow Liberty and these other outfits that do these reverse have to get on the street and let the public know what the advantage is of a reverse mortgage. And they got the information out there, but for whatever means, there's information that's not telling the truth of what the advantages are. And looking what I see from Liberty, they need to hire somebody that really know something about what the reverse does and put that in their advertisement. Because there's such an advantage of it.
happy with your experience working with Liberty.

I had gone with a broker that I'd used before and the answers to some of the questions that I had didn't seem right. I was told I had to get an appraisal on the house which I did. They were not having much cash back out of it. I had to get another appraisal because it was an FHA and they had to have a different kind of appraisal. I had to pay for that which didn't seem right. FHA didn't believe the appraisal was right because they thought it was too high. The rep said they wanted another appraisal. For each appraisal, the first two were $800 a piece. Because of covid, they're charging lots more. It was ridiculous.
I got a call from Brian of Liberty. He told me I shouldn't be paying for all those appraisals. He said, "You realize you're going through a broker?" I said I did know that. He kept saying, "You're already with us. We're shocked to see that you were trying to change." I said, "I didn't even know who I was with. I just wanted to get the reverse mortgage." He said, "They have to shop around to get the better deal. We don't. We're the bank." That changed the whole thing.
I had told my broker I was going to go with the person who could give me the best interest rate. They were coming up with like 3% which was a little less than I was getting in the first place. I had some discussions with the brokerage and they wanted to do anything to save their place but they still couldn't get the interest rate down. When Brian talked with me, he said, "What do you want to do? You wanna stay friends with your broker and feed them or do you want to get the lowest interest rate?" That's when I did it with Liberty. Brian said, "I'll take care of it. I'll request the papers that we need. All the stuff they've gathered, they'll have to transfer it."
Brian was great. I felt like I was being told upfront what the truth was. He went through hoops to get everybody on board. I was really happy to talk to these people. They were not just salesmen, they represented Liberty. I appreciated everybody and all their hard work because it worked. I got it the very last minute and I didn't have to pay for the extra fees that were being added on. I was thrilled with it.

The process went fine. I had to push a little to get things moving, but once I gave it a little shove, it moved right along. There was also a time in between. We had a family member pass, and I had to put a halt to it for a couple of weeks. When it was back on again, it went fast. The rate was a little high though.

Liberty was great, so nice and so eager to help us accomplish our goal. The application process wasn't difficult at all. It was all in our terms. We understood everything that we were doing. It was a very good experience. It wasn't challenging or frustrating. If they set a time to call, they were Johnny-on-the spot. They would call us at the exact time. We were very surprised with how well it did go.
David was the agent and he was fantastic. I was impressed with his concern that everything would work out the way we wanted. We discussed our goal and what we were wanting to achieve. He was never negative. Whatever he was doing, it was always unstressful. There was never pressure from the very beginning. Everything was unstressful. It’s the first time we'd ever done a reverse mortgage, but we'd had other mortgages, did refinances when we'd get a cheaper interest on other properties and stuff. This was the simplest. David made us feel like he really cared about us. Everything was so easy to follow. He kept us right up to date. If he said he was calling, whatever time he said, he would call right on that time. He was very eager to please us to make it a very pleasurable process.

The loan officer was real helpful. It took three months for the whole thing to go through. A reverse mortgage is a more involved loan. The paperwork is twice as much so it takes longer. But I’m really happy with it as it worked out really good. The only thing is that the appraisal on the house was a little low.

I was doing some shopping around and I liked their plan. But the process sucked. It took three months and it seemed like it was one thing after another. It was delayed and delayed and delayed and then they needed this and that. Then they needed the statement from the IRS, and they had my wife's tax returns. My wife has the mineral rights to some property but she didn’t own the property. But they went through around and around and around, and wanted her to prove that she didn’t own the property. I spent years in the mortgage business and this is just a simple case of underwriting cannot get their stuff together. But Liberty was helpful when I could get ahold of them. They were just awful slow with communication. Everything else has been okay once you got it all straightened out.

I got information from a card that said that it was a good time to refinance. Liberty would cover the costs and all I would have to do was pay for this little section, which was very small compared to the cost of having somebody come out and check the value of the home. I called the number and the rep was very nice. He took time and explained everything to me. He explained how much my house would probably appraise for and what the percentages was. He explained the whole format. He told me the paperwork that he needed and I sent it in. He also told me to call him any time I had a question and I did. He was a very patient man.
Then, I went to Leticia and she was very knowledgeable. Any paperwork that I had to send to them, she would send me a UPS envelope so I wouldn't have to pay for it. It was quite easy and when it was time to do some signing of the documents, she would call somebody to come in. Leticia was very nice, explained things to me and told me what paperwork I needed to send. Then, when that paperwork was going through, they arranged that I speak to a counselor. Even though I've been with reverse mortgages for a little while, they wanted to make sure that I understood everything completely. If there are any changes in the reverse mortgage, they wanted to make sure I understood too. The counselor was very kind, patient, took time with me and explained things as well. If I had a question, she was ready to answer. So my counselor was very good.
The reps were all very nice and when they came to the house, they had their masks and gloves. If I couldn't get ahold of a pen, they gave me a fresh pen. I have no complaint. I was treated very fairly and they were kind. I could call Liberty and question them, and they weren't upset if I did. The reps were there to help me and work for me. When you're going to be dealing with a reverse mortgage, anything that has to do with property, you want them to be upfront and tell you what it is, and they did.

Liberty, your underwriters are not the friendliest people and they really nitpick a lot of stuff that shouldn't have been nitpicked. There is a lot of detail that you didn't need because my husband was a non-borrower. He's only 55. He's not on my house. So, I shouldn't have him involved at all. It was hard for me to get some certain information, so it wouldn't have been long if I could have got some stuff quicker. My homeowner's association is only $65 a year and that doesn't include anything except that the yard be picked up. And I had to get then the right letters and I've never been late. We've only been in my house for a year and a couple months now. I wasn't there for the first four years on the letter. I was only there for the last year. But it's okay.
The rates and terms are okay for now. I might go ahead and get a home equity loan and pay it off because they escrow my taxes and the homeowner's insurance and they're going to pay it every year because my credit was not that good. I have $127,000, we only got 56,000. So, what I'm gonna do is try to get my payoff on that and see if I could get a home equity loan. Liberty gave me some money to pay off my taxes. But I was very capable of paying my homeowner's insurance myself and I could have got a bit more money. Other than that, I appreciate what they did and I appreciate David, what he did for me, and everybody. He worked with me and he helped me a lot. He was on top of it.

Liberty did the same thing to my complaint with Quicken Loans. There were 10 items that needed to be corrected before they could close. One seemed very important, I had to repaint the back door of the garage, paint was peeling. Paint was peeling the front door too, but they didn't say anything about that. Also, there was a highly questionable thing that they gave me time to do I got up to a year to replace is the Federal Pacific circuit breaker on the outside of the house. My house could burn down if it doesn't trip. I got a year to do it. But I had to paint that back door right away. It's stupid things like that that just drives me crazy. They dragged things out. They didn't get things right the first time.
I don't need to replace that circuit breaker out there on the outside of the house because it's Federal Pacific. Because I did the complete circuit panel inside the garage to replace the Federal Pacific main panel, and in that panel is a main breaker. That's where I turn off all the power going to the house. I wanted to check to make sure that what the distance can be from the power into the house to that breaker is. If it's within that distance, I don't need to replace it.
I had problems that I explained to him when he first started about all the Quicken Loans, dragge their feet for six months. And that six months, because of the COVID-19, I was not getting full pay. I got behind on some bills, and then at the end of six months, the rep said, "Well, your credit is not good enough." And he said, "Oh, no, we don't do that." There was a lot of stuff that they wanted, information doubled up on it, that didn't matter.
It should only take 10 days to do a closing. And then, they wasted my time because they had me fill out like I'm closing on a house. That was in the first week and a half. I thought, "Well, this is great." Come to find out, he said, "Oh, no, that's just the application." So when it came down to close, I had to sign everything the second time. Took about an hour. That first time was a waste of time. They need to figure out some way of doing things that that's not required. He said, "Well, we had to get what the appraisal of the house is." I said, "Well, why can't we just do that one page of how much I can get on the closing."
The other thing is when they contacted me, they said that they were a branch of PHH reverse mortgage and that they are a new and improved part of it. When they asked for information, I said, "Well, PHH has that information." e said, "Oh, well, I don't work for them." He told me at the beginning that it was part of that company. That was not a truthful thing he said in the beginning. I was not happy at all.
It worked out better for me, except for the fact I expected a lot more money. The advertising for reverse mortgage is so untruthful on TV, I'd like to have them remove those ads or at least start being truthful. Because the way they advertise, they make it sound like, "Hey, I've got a lot of equity in my house. Why not just pull it out and use it?" That's not true. You only get a small percentage of it. And the other thing I don't like about it is, let's say, five years from now, my house is now worth $400,000. But I gotta go through the whole process again, another $6,000 out of my pocket just to get $6,000 back.
The reverse mortgage is bogus and that will be the last time I use it. Because I'm so close to retirement, it's pathetic. It's almost like in fine print where, "Oh, well, you only get a small percentage of your equity." And going in the second time, I knew it. But the thing about it is, I needed the money really bad now because of this COVID. So I just bite the bullet and get it.
The other thing is I'm not getting nearly the amount of money that I thought I should be getting because only asking for pay off of $95,000, my house came in appraised at $240,000, and then only get $16,000. That's ridiculous. I did not have the best experience at all. The only good thing about not pulling out too much, is when I do sell it, I get a lot more coming back. I will have almost $150,000 cash I will make. With that, I can buy a nice little downsize to even a smaller house and get about three-quarters to an acre of land and be out in the country and get away from this rat race. And the main thing also, my next five years, I will concentrate on paying for all my toys.

A second appraisal was required, which decreased the value of my home. I didn't feel that the Liberty people that appraiser talked to did not do a great job of defending the first appraisal so we could've used that. It cost me a lot of money. Second thing is one of their people responsible for gathering data and also preparing some of the cost estimates and such asked me at least twice the same information I had provided a week before. And then when I mentioned it, she laid the responsibility off on somebody else.
Third, I gave the notary they sent out a voided check for the account that I wanted the money wired into. She was two and a half hours late for our appointment. She then wrote the account number down off my check and wrote the other number down on another piece of paper. And then it turned out that piece of paper with my voided check and what she wrote down didn't get to the title company, because they sent me a paper check, making me wait seven days longer than I would have had to. I was annoyed with that. These other little hitches are annoying and cost me between $5,000 and $10,000. A couple of the other people within Liberty's system could have done their job better. But Eric, the guy who I originally talked to who answered the phone when I called them, was excellent throughout the whole process. He did an excellent job. He did his job, and he tried to encourage and help others do theirs.

I dealt with two people, Randy and Margaret who let me call her Peggy. They were really good because my mother's estate was going through probate, and probate still hadn't closed. I had to wait a long time to get the house in my name. The probate court was really good about that too because they don't usually do that. It took months, but I was able to get the house in my name before probate closed. After that, everything went very smoothly and quickly. I was able to get the reverse mortgage. This was the first time that Randy dealt with getting a reverse mortgage to pay off another reverse mortgage. Usually, the houses have already gone through probate and when someone gets a reverse mortgage, it's rare. It went really well for me. I was glad that Liberty stuck with me over six months. The application process took seven months and it should have been much sooner. The loan originator, Maggie, was very good in what she did in returning my emails and phone calls. However, the rest of the personnel were very questionable. Sometimes I'd have to wait two weeks for a reply to an email. Then the original processor had to leave and have surgery and so they brought in another processor. They also had trouble communicating with the title company. The rest of the process was very unpleasant. A lot of their processing problems and closing problems probably had to do with personnel in relation to the pandemic that's going on, but higher management levels need to review their processes and get them streamlined. What I liked about Liberty is they paid most of the major cost on it, even though I paid a little more interest than I would have expected, but I thought the interest wasn't as bad as paying the large fees that they covered. I really didn't incur a lot of costs outright that is. So I thought that was the best thing, and the people were very nice. The initial person, Janice, was very helpful. She was on the phone with me for a while. She explained everything and then she sent me some information.
There was a gentleman from another company who lives in the community. He came over and he spoke to me directly, but I didn't like them. I thought they were expensive. Janice was very good. Once I left her portion, she said she was always available. I got in contact with another person who more or less spoke to me almost every week to tell me how it was coming along. They made appointments for me and so on for the person to come and help me fill out the papers. That was very good that they always kept in contact with me. I didn't have to call them every week to find out what's happening. That made it very easy.
We started somewhere around October 15th, and we closed on December 26th. The process was lengthy only because the property, the house that we live in is in a trust, and that created quite a problem. It would have been done much faster if it wasn't for the trust problem. Fortunately, I had copies of the trust available, and I was able to supply that right away. Normally, some people might not have had that, and that would have taken even longer because they have to go to the attorney and they get a copy and so on. Then we were missing some amendments. Fortunately, I was able to get those from the lawyer quickly and forward it to them. So it went relatively fast compared to some mortgages that I got on property.
People should stay away from the one with the guy that talks on the television. I didn't look at the figures really carefully, but on my basic knowledge of financing, it seemed to me that Liberty is less expensive. This setup is very good, especially in my case, because my house is worth quite a bit of money. It was over a million dollars. I didn't expect to be around at 88. I sort of ran out of money. I never thought I'd have to do this, but it seems to be a very good solution, and it makes my feelings better because I'm concerned that something could happen to me that my wife would be left alone, and she would not take care of the finances. So this way, she knows that she can always get some money if she needs it.

Liberty held my reverse mortgage. I had been calling around to lower my interest rate, and it was a hassle everywhere I went. When I called Liberty, I got in touch with a gentleman named Ron. He explained the process. He explained the changes in the law thoroughly. He didn't force me to do anything. He said, “Why don't you think about it, and we'll talk another time. And if this is something you'd like to pursue, I'll be more than happy, me and my team, to help you.” I thought it was very professional. I found his information to be accurate. When I did tell him that I was thinking seriously about considering it in my second phone call, the one thing that agitated me the most, even in buying houses, was the lengthy time it took. They always needed more things. It’s chaotic. The whole process was something that I just didn't want to do.
At that conversation, he explained to me that they have a list of things that they need from me and everything else, they would take care of it. It would go 1, 2, 3. I couldn't believe it. It was painless. This is my 19th state I’ve lived in, and my sixth house that I had to do anything with having it appraised and going through escrow, the whole nine yards. If I had known it would be that simple, I would have done it a long time ago.
When it got to the underwriter, that was out of their control. So the little thing that did pop up, they weren't aware of it. They found other things. For instance, they found that the insurance that I had on my home, and they’d like to have to revise the policy to increase the value of the house. The value of the house had went up. Then, at the time, I was not well and I didn’t want to do anything. It was not as bad as I thought it would be. I just called my insurance agent, and they were able to get the declaration. They emailed it, so I didn’t have to go running around. The points that they covered with me were upfront. They did what they said they were going to do, which today is outstanding. You can teach people all you want to teach, but customer service is something you'd have or don't. They got it right.

So I thought, "Okay, well, maybe if I go ahead and take this one, I'll stop getting them." That has not helped.
The first person that came out to interview me came to collect. He was gonna take everything and I said, "No, none of that's gonna leave my house. If you want to make a copy, you can do that, but you're not taking something." I don't know if I'm gonna get it back or when. He seemed like he was surprised. My experience with Liberty was very bumpy. Firstly, the original loan application got lost in some processing unit and it took them a week to find it. Then they asked for something that was absolutely ridiculous. I got a royalty check and I needed to have them write a letter that would guarantee they would continue this particular company for the next three years. I guarantee I'm gonna be working, but I can't guarantee I'll be with the same company. Liberty said they couldn't use it and so that was frustrating.
Then they hired the appraiser who just moved here and did not have the approved credentials. Once the appraisal was done, instead of being able to close, it took a month to wait for this appraiser to get his proper credentials. That was not okay. He came in, and because he didn't know what he was doing, he gave me a lowball appraisal on my house and told me it was because it's a reverse mortgage and not a normal mortgage, that I could appraise it for less. That didn't make me happy. Now, I couldn't do anything for four months to get a new appraisal. I asked them if I could get another appraiser to come in and do it. They said they would give him a chance. I almost went with another company because I'm the customer, why should I be the one being put upon or not thought of first in this whole process? Why is he the priority?
I contacted the servicing department and said that I would like to take a draw. They told me that I have to mail this information. I mailed it on the 21st of December and they still have not gotten it and processed it. I called a couple of times. Last week, I called on Wednesday and they said I should just send the form in. I told them I didn't have it because I mailed it to them and that I didn't have another form. I asked them to email me a new one. They told me that would take 24 hours to email to me. I waited ‘til yesterday and I still haven't gotten it, so I called again and asked them if they found the stuff in the mail. They said no. I couldn't believe that they still didn't have the mail by now. Then the lady said it would take 10 days for them to send me an email. I told them that if I fax it back to them after getting the email, that would take another five days, so that would be about another month.
The actual people, like Kurt, my loan officer, was very nice. I could also talk to my processor. She just couldn't do anything about this appraiser and she was waiting on other people. Then everybody that had a piece of it were not totally competent. There were too many people and too many pieces that were falling apart before getting to the end process. Everybody had their own opinion and their own way that they wanted to do it and it was not necessarily in the interest of the customer. Then I was the one who always had to reach out to find out what's going on with my loan. Nobody ever called me back to update me. I wouldn't recommend Liberty.

I have some familiarity with the loan and had closings. They were very clear in informing me about everything and stayed in contact with me the entire process. It was more expensive than a normal refinance, but everything worked out well.

I didn't necessarily like the application process because it took forever. It seemed like every time that we had everything completed, Liberty would send us back another email saying they need this. They should have asked for it all right up-front. They did pretty good other than that. We had two or three different people through the course of the loan. The guy was the most helpful. I originally talked to him at the very beginning. Every time we’d have a problem, we'd get ahold of him and he would get it squared away and taken care of. Overall, it was a good experience.

Liberty's service was good but I paid $575 towards an appraisal and then, they said we needed a second appraisal. So, I ended up having to pay 1,000 more and I didn't like that. They didn't explain that well at all. I have perfect credit so I wouldn't know why they would need a second appraisal on the house other than maybe it was an FHA requirement. But I don't see anywhere where I was deducted the certificate that they issued. People should read the material if they're considering a reverse mortgage. I owned the house outright so the process was easy for me. They said that they will charge you $6,000 if something goes wrong. If you die, the people that inherit your place have to cover that $6,000 plus the amount that they took to process the loan plus other percentages.

I told the individual that I didn't understand anything as they were all numbers. He was really good and patient, and he taught me what was going on and how those numbers were found. He was able to explain everything, the process that was going on, and ended up giving me a better deal. But then, the first company called me back and gave me an outstanding deal. The guy from Liberty followed up again and gave me an even better deal. Where the first company didn't let me know what was going on and it was seeming to take too long, I got phone calls through every step of the way as to where the loan was at, and when the money was expected with Liberty.

The application process at Liberty was lengthy. It was redundant that there were too many fingers in the pie. Through the company that we went through, there were six different people that I talked to about it. One thing that really held up the process was that we had to have a second appraisal. After we had to have the second appraisal, I was doing some reading online and it said that all reverse mortgages were to have two appraisals. So we could have just done two appraisals right off the bat. It was the biggest problem. It took two weeks to find another appraiser. By the time he came out, it was another two weeks before he got his report and that set us back a month.

The process with Liberty Reverse Mortgage took a long time. They kept wanting new and different documents and a whole lot of them. They said it just took way longer than it should have because I have to talk to a counselor before it goes through. The counselor called me back and wanted to know what I decided. I said, “I haven't decided anything yet because they’re still wanting more paperwork and they were asking for things that had to do with my bid with my deceased father." He’s been dead for 25 years, which I really couldn't understand why they needed that information and neither could that counselor.
But once everything finally got through, everything seemed to go okay. Eric, the rep I worked with, did as much as he could. He was really apologizing for the length of time that it had taken. Some of the documentation that they wanted, he wasn't aware of. He was more than helpful. I'm really pleased with how Eric handled everything. I had some surprises come along that I wasn't aware of. But in the end, hopefully, Eris gonna find out and he can straighten this out. I'm still waiting for a statement. There are some things that I was supposed to have had access to more than I do when I initially talked to the rep. There was an enormous amount put in escrow that he couldn't understand why. He's supposed to get back to me, but I haven't heard from him yet.

I couldn't refinance my standard mortgage soon enough at a lower rate. I had to wait another six months. I paid it off and did a reverse mortgage. I went with Liberty because I liked the lady I was talking to on the phone. She was very knowledgeable and the class answered every question I had. I've never done a reverse mortgage. I was confused but did what I needed to do and it worked out. What I love is I'm getting paid for what I haven't taken out. I'm getting like 3.5% a month in the bank, whereas my savings account in the bank was not even 1%. I'm getting an extra 1,000 a month because I'm not paying my loan off. I'm a happy camper. The process was a lot though. It took about six weeks. They could also improve on their communication. I was on the phone a lot. I bugged them. They all did their jobs well and were good at customer service. But the experience was prolonged and I wasn’t totally satisfied. It started in September and it wasn't culminated until mid to end November. What I liked about the process is it culminated in a successful refi. The thing I didn't like is the compartmentalization of responsibilities. By the time it was done, there were six to eight people involved. That could be improved. There was the person I talked to initially set it up then I was handed off to somebody else who took care of the next step in the process. They had a couple or three assistants so if I had questions, I wasn't sure who to go to. They were in different parts of the country and most of them are from California. The flow of the process is transparent to them in the business but as the consumer, that flow out isn't apparent. It would be more useful if there was one contact person that would be named to be contacted if there are questions until the process is done.

Liberty financed my house. There was a coupon that I kept getting in the mail, and I said, "Well, I might as well start doing things, just deal with the one that financed the house." I had to get a tree out the front yard, put it in the back and get rid of the little chopped up wood. I got a reverse mortgage and the reps were okay. Everybody did their job and they were nice and helpful. Regina explained things if I didn't understand and if she had to do it three or four times, she would do it. The process was a couple of months and everything went okay with the paperwork.
I was able to get some of the equity out and the interest rate was low. That was one of the reasons why I was getting refinanced. However, I want my credit. I don't see why I got no credit. Also, on the paperwork, I saw where they got paid, and I thought that wasn't fair. With the coupon, I didn't have to pay the appraiser and I did not have to pay the price in that notary. Everything that I saw, it looked like they took it and I didn't like that.

We did a refinance reverse mortgage four years ago with Liz **, who is the gal that I called when I got one of my statements in the mail before we started this process again. It said, "You may be eligible to lower your interest rate." I called Liz and she did all this stuff with me. She's magic, and I love her to pieces. We had to get an appraisal done, and then we sent her the five different things she needed, including our driver's license. It was easy.
Everything was wonderful all the way through, except for one thing, and it wasn't Liberty's fault. The county changed our address because of some 911 process. Our house numbers went from 13202 to 13201, and the FHA people couldn't figure it out. It took them three weeks to be able to recertify us with the new address even though I sent them the statement from the county.
Poor Liz, she was beside herself. "I'm sorry, I'm sorry." It was no big deal. We were not hurrying. We were just doing a remodel on our house to use that income for. A wonderful notary then came out, signed our papers and had coffee. We did fine. We want to go see Liz in California and buy her coffee. COVID doesn't let us do that, but it was good. It was great to reconnect with her and, "How's everything after four years?"

Liz was fantastic. She returned our calls promptly and she seemed to be very trustworthy. But the appraisal on our home came in at 400,000 and it was kicked back. They wanted a second appraisal, which would cost about 700 bucks. It came in at 370 and they spent about less than 10 minutes and they came in low. The house straight across the cul-de-sac corner from us went up for 499. The 370 was so wrong and I was stuck with it. They reduced everything, which made me unhappy. Instead of even averaging the appraisal, they took the lowest one, which was so unfair. The appraiser they sent out here was a lousy group. He should be taken off the list.
When I had questions, I had no one to ask. I had my first reverse mortgage done about seven years ago and we went to a title company and closed. I could ask any questions and they were answered right there as I signed the papers. But with Liberty, I couldn't get any questions answered. I got Liz finally on the phone and got some questions answered, but it was so unsatisfactory.

I had the original mortgage with Liberty and I refinanced with them. They kept switching people on me, some from California, some lady here in Florida. It started off with Joanne, and then it went to somebody else, and then it went to a Stephanie. Then one group of people said they sent the papers to underwriting and the other lady said underwriting kept sending them saying that they wanted something more, and I discussed that it was a little tedious. I kept getting mixed messages. The lady in California said the lady in Florida was going to make it quicker. Then, I kept waiting for a response from her and I never got it. The guy said that she didn't work there anymore. It got a little hectic and it took a lot longer than I expected. I felt that I was sort of on the tail end of everything. One person dealing with the whole deal would have been a lot easier.
I was unhappy with the fact that we had to have them come and do a house appraisal, even though it was only a little over three years ago that it had gotten the original one. The guy didn't ask me any questions when he came through and he did not give me an adequate appraisal. He just said nothing had been done to the property in 15 years, which was not true. I didn't see that until they sent me a copy. He said it would not have been cost-effective to ask for them to verify that that's not true. They would have had to do a whole another appraisal and that would have taken another month and a half. So to me, I didn't get a fair shake on that.
I just wanted to get it over with. The only thing I was happy about is that they didn't lie to me at the end. The lady made sure that I got the money by the date she said except that I didn't get nearly as much as I expected. They said 12,000, I ended up with 5,000 and that was because the house appraisal was not as good as it should have been. But I didn't want to drop it and look for somebody else because that would have taken so much more time.
The first time was so much better. I was a lot happier when I worked through Abbey here in Ocala. It was one-on-one. I went to his office and we did the paperwork that went to Liberty, and then it was all taken care of. It was just doing everything by carrier pigeon. The one lady kept saying she would send me the UPS things and then I could get it back to her overnight, only she didn't send them. Overall, Working with Liberty got me behind on some things that I expected to have taken care of before December. However, if somebody wanted to do a reverse mortgage, I'd tell him to look around.

Liberty made the process of obtaining the reverse mortgage pretty simple. A lady contacted me first and she got the things going. Then she passed it off to one of her people and then there was another one that sent all the documents. Their reps would call and I would call them back if I wasn't here. They were always available with a phone call or return call. I was amazed that it was as easy to do as it was without having to sit in front of somebody and talk about it. Everything went really smoothly through the mail. They'd UPS me stuff with return envelopes. So all I had to do was to put documents in an envelope and get it in the mail slot. They also had a notary and do come and all the signing. Working with them got better as I went.
The application and the underwriting were all done in less than a month and that was some of me piddling around. Not like I was desperate, need money, or anything but it could've been done quicker. It's a government loan, so the process is pretty straightforward. But since it was the government paying, there were safety precautions in place where I had to talk to a government planner. That made me feel confident about doing it. A reverse mortgage is not for everybody. With a reverse mortgage, it's not economically feasible to keep the house. You're basically giving it up and they wanna make sure that you know that.
Liberty should give out more of the equity than they do. More money will always be good. But, they couldn't have made it much better. It's all fair for everybody that does it as far as I can tell. It's all based on a government appraisal of the home on what it's worth. With the reverse mortgage, I have some instant money available in case emergencies come up. I plan on staying here for a while. Insurance doesn't pay for everything when we're gonna have a big storm that can blow the roof off. A certain percentage is yours. So I wanted to have the money available and do it, not have to start hunting for it. There was a third party involved that controls the money. I took some of it at closing. But I haven't received the voucher book yet.

Liberty's application process was very tedious. My brother-in-law is a mortgager and he's very good at what he does. They were asking for my business. I shouldn't have to do that. So, I sort of kind of appealed that and we did the best we could. But if it hadn't been for my brother-in-law, it wouldn't happen that way. My loan officer and I started out very well, and then because I'm a widow and because I don't know much about these sort of things, I did ask my brother-in-law to help me and he was telling me what was right about the deal and what didn't seem to be right. I don't know how much my loan officer appreciated that. But my brother-in-law spoke more than my loan officer and I spoke, which was fine with me. The deal might not have gone as he wished at the onset, but he wasn't rude or curt.
If I hadn't been with Liberty, I wouldn't have been doing what I was doing. I just think God intervened to take such good care of me. But the biggest thing I realized from this is that my interest rate should be reduced because the interest is reduced across the board. So, that's the advantage that I'll experience, and in two and a half years, I will recoup whatever I'm having to spend to make this deal happen. Then from there on out, it'll be a good thing.

The day before holiday, nobody was looking to hang around, banks were closing, and I still didn't have my final number to go get a certified check. It was brutal. The night before we were supposed to close, they were doing income verification on paperwork that I submitted. I was pre-qualified. They had all that information. They had it all in order to pre-qualify me.
Also, the night before, they were asking me about income and disability payments, and we needed a letter from the disability carrier. That's gonna take three days minimum. So, that's three more days in a hotel. My husband is very ill. He's on IV antibiotics and we're sitting in a hotel room that potentially could kill him if he gets the COVID or any kind of bacteria. It was the bad and they're all aware of it. We're still unpacking. The mover had to unload my stuff from the trucks because I couldn't keep him hanging on for six days. As a result, when they unpacked the truck for me the day after Thanksgiving, boxes got put where they don't belong. We're still not settled. $10,000 dollars was not a lie. I have $150 a night hotel bill. I was prepared to do that for two nights. I ended up having to do it for seven nights. The bill for the move, which should have been about $6,000, turned out to be $10,000 because of the storage and taking stuff off and on and in and out.

I loved Liberty. The rates were good. I already had a reverse mortgage. I refinanced because reverse mortgage offered me better rates and low closing costs. Everything was just right. My neighbor across the street was refinancing his reverse mortgage at the same time and we kept comparing notes. So, I did good. Everything with Liberty went along so smoothly. First was the counseling, then the appraisal, then the girl came and I signed the papers. Everything moved right along. I was very pleased.
Daniel was the loan officer I worked with. I was impressed with his knowledge of what he was doing and the patience he had with me with the questions I ask. I really liked him. I even sent Dan an email after I was finished with him because everybody was so nice. I feel like I made friends instead of getting a reverse mortgage. If I ever talk to anyone who's looking for a reverse mortgage, Liberty would definitely be the one I would tell them to go talk to. I would give them Daniel's card, too.

The representatives were fantastic. Everybody I worked with was great, especially this little girl, Lou, that took the original stuff. However, I thought some of the information should not have been necessary. I had to send them three things on the HOA. They wanted 24 months, but we changed HOA so I sent them the current HOA. The thing that also irritated me is I had to have two appraisals. They didn't like the first one, so I figured if I had to have two of them, they should have paid for the one they wanted. Other than that, it went good.

Even after everything was said and done and I had signed off all the papers with the notary, I called him three days later because I had questions and he was very helpful. He didn't act like I was taking his time or anything. I was very pleased with Liberty and they handled everything as far as getting the appraisal done. I got 50% less than the LIBOR, which protects me for a long time, and the HUD percentage went down and that was a big help.

We already had a reverse loan with another provider and they weren't willing to work with us to change the interest rate, so we looked at Liberty. We found that Liberty would be willing to at least talk to us and help us out and that meant something. The application process was long and tedious. Also, their reps came out and assessed our home and they didn't want the first ones because they thought it was too high. We had to have another one come out and that was just a little bit lower. It was kind of ridiculous. But I believe Liberty's hands were tied with that.
Also, my husband was a little disappointed for the final paperwork. They had a nice lady come up, but she was a notary and she couldn't send us in any directions. When we did had a question, we could call one of the reps we worked with but it would be so much better to walk into an office and the questions could be answered then and there. It seems to take forever because you're waiting for phone calls and they're checking on answers. But Janice and Stephanie, the reps we worked with, tried their darnedest. We could call them whenever we had a question and they were available.

I'm totally satisfied with Liberty. I went with them because a lot of the other lenders kept giving me the runaround. My rep, Liz, was friendly. Where they did have a concern that I wasn't being put in the loop all the time, she expressed that to her associates. She was right on top of it if I had a question or concern.
Liberty could keep the clients more informed of what's going on behind the scene. They got so many hoops to jump through and they need to put that all upfront. I went to two reverse mortgage places before. The second one I went through, I only dealt with one person through the whole reverse mortgage which I really like. That is one negative with Liberty. I dealt with Liz right at the beginning then I had to do deal with one other rep. After that happened, I felt like Liz would set the hook then pass down to someone else to rub me in. From my past experience with two other companies, I would suggest Liberty but you've got to use your judgment and check out the rates too because the rate at Liberty was a little high compared to the rest of them.

I wanted to refinance the reverse mortgage and put my partner on it. That's why I decided to refinance. I called the people that I had the mortgage with, to ask them about refinancing, how it would go, and was it possible what I wanted to do. They said that I could do that. And it was a good time to refinance because interest rates were lower than what I had three years ago, property values were up, and you could get more money out when you did a reverse mortgage.
Originally, I decided to sell a big house I had out in the country. I had a four bedroom, three bath house and a half an acre. It was just essentially me and one other person. I looked at doing a reverse mortgage of that house. I felt I will use up all of my retirement before I die. One big part of that was I was still paying the house. Rather than doing a reverse mortgage on that house, which was getting older, I knew I was going to have to put money in that house within the next 5 to 10 years. It would need a new roof. It would need to be painted. And I had already done that on the house. I knew how much it would cost me.
I decided to just sell that house, buy a smaller one, and buy it with the reverse mortgage purchase. That way, I had plenty of money to use to buy the house with the reverse mortgage. But I didn't have to use up all of my proceeds from the house. I had a bit of a nest egg to put with what I still had. And by not having a house payment on the new house, I would be able to live on my social security, and I wouldn't have to dip in every month to my retirement savings.
I got the original reverse mortgage purchase with somebody else. They sold it to Liberty. So, when I decided that I wanted to refinance, I went to Liberty because they already had all my stuff. It took a little longer than it should have because of the pandemic and because people weren't always working in the office. But overall, I'm really happy with what I accomplished. I was able to put my partner on the house. So if I should pass away before he does, he still will have a place to live until he dies.
I gave to them material that all that they needed. Somehow, and I figure it was probably a copying error, they lost the last page of the bank statement that I sent them. I sent it to them twice and somehow, they couldn't keep track of what I sent them. Because there weren't always people in the office to receive those things, they got put into stacks. Somehow, they got mishandled. I had to send information to them more than once. That was all probably due to people not being in the office and on top of things all the time because of COVID.
I don't hold that against them. Everybody's doing the best they can at this time. And stuff like that happens. It would have been nice to have settled it a bit faster. I probably would have gotten more money because of the time it took between when we started it and when it ended, the payoff on the old reverse mortgage had gotten higher. I got less money back out of the whole process. But since that was not my goal in doing this, it was not that big a deal.

Everything with Liberty ended up okay, but it was a hassle getting there. People didn't seem to know what was going on as they lead me through the system. I already had a reverse mortgage with Liberty. I was just redoing it. As they went through the steps, it got very confusing and they needed a lot of information that I had a hard time getting, and the communications could have been better.
I've had the reverse mortgage with them for about four years. They had all this information, the deed and all my financial information. All I wanted to do is redo it to get a lower interest rate, and to get a little bit more money out of the house. They had all the information and they were asking for it again, and I couldn't get an explanation of why they were doing it. It got confusing. It led from one person to another. They were very nice, but I get very irritated over trying to accumulate information they already have.
The people didn't seem to have the knowledge to answer the questions that I was asking. We did finally get through it. But it took weeks to get through this. I got all the information again, but it made it very difficult. I would recommend them but with their system, if I was a new customer, I would say, “Okay.” But I was an old customer. Nothing changed. I had the same exact situation here. They should have just dug into the file and pulled it all out and maybe kind of renewed some of the questions.

Everybody from Liberty explained things and everything went really well. I was referred to Liberty to do a refinance of the reverse mortgage. It was easy and it happened fairly quickly. I had two different people that were there if I had a question and could answer it. The salesperson was great, too. He answered a lot of questions for me even after the process started. He was a very nice person and was easy to work with. He was understanding. If I questioned some documentation that I couldn't find, he was extremely personable and professional.
Working with Liberty has helped me enormously. I was on disability. Now I'm on Social Security. I lost most of my retirement and I had to give $40,000 to my sister who needed to buy a house. So I didn't have a whole lot left. It was tough trying to make ends meet. But the reverse mortgage changed my life that way. Now, I can pay all my bills and I don't have to worry about it. Almost everyone I knew said not to do it and that it was a terrible thing to do because they would take my house. That really scared me about doing it. But I read up about it and I realized that it was there for people in my situation.

Other than that, the people are very professional, and I'm happy with them. Their guidance was very professional as far as what they told me, what I needed to do and, and what they needed from me. I just followed through and everything came about.
I would like to have them in some kind of writing. They just tell me something, but they don't give me the full answer. I asked, and they told me I would not have to be worried about making the first payment on the property taxes. They just told me that, but they didn't give me any for sure answer, or any proof that they already made the payment. I need to know because December 10th is coming up. If not, I'm gonna have to make them. But they told me that they were gonna make this payment. But I need to know for sure.
And then, my first payment from the reverse mortgage, they said they would send me a check. But they should have set me up with a bank account so they could deposit the money to go direct to the bank instead of sending me a check. That was another thing I didn't care for. So, I have the form, and I gotta fill it out and send it out, and for the second payment, go direct to my bank account. Those are things that they should do ahead of time, instead of after sending out the first payment, sending a check instead of doing it automatically to the bank. Direct deposit. Those are a few little things that they should work on so people don't get frustrated, and they have to fill out forms at the last minute.

The notary public woman came out and interviewed me, and picked up some papers. And then the next two or three days, they called and said I didn't put a paper that was supposed to be in there, and I know I did because the lady and I talked about it. But they said they didn't get it. It was from the Social Security Board. I had to call them and have them to send me. They’ll send it to me, because I gave her the original. I didn’t make a copy. I didn’t feel like I would need it again.
It never even dawned on me that she would lose it, and then say that she didn't get it. And then a few more times I sent them paper, they seemed to have lost papers. Every time I send them something, they would call me and said they didn't get it, and I would have to make another copy and send it. But as far as the people go, they were wonderful. The reps were nice especially one man. He was a sweetheart. I would recommend them to people, but it's just that their paperwork skills need a little work.

I started looking at how my wife and I would wanna finish off our retirement life. We wanted to do some things to improve our house like get a new driveway. I started checking on the web and looked at AAG and a couple of other companies. I had looked at AAG about a year ago because I was thinking about it back then when I was still working. But I said no to them at that time. I come across Liberty Mortgage and looked at some of the reviews. I decided that I wanted to see what they would do for us. I talked to my wife and we agreed to do it.
The sales rep was very good and professional. The one thing I liked about everybody I worked with was they seemed to really not just care about doing a mortgage, but they seemed to care about us more as people. I was quite pleased with that. The process was relatively easier using current electronic methods than snail mail. I got computers and printers in my house so it was very easy to exchange information and get things emailed. I print them off, sign them, scan them back in and get them back.
The underwriters had a few questions for us. I told them I have some outstanding medical bills because insurance nowadays doesn't cover everything. They were satisfied with that. Once we got into processing the loan, it went pretty smoothly although it took a little time. I couldn't quite understand some things. But the representative or the loan processor we worked with was quite good and very nice. Sometimes it took a little while to get back to me and I kept wondering what was going on. But I’m sure she had more than one loan she was working on. She was very professional. They all were at Liberty and I was quite pleased with them.
I know things have to go from the loan processor to underwriters then they do all the title checking, and all that stuff takes time. But I would have hoped for a little more response back when the loan was being processed. It seemed like it was gonna happen in a day or two then it would go three to five days and I didn't hear anything. Liberty should improve some of that response time. But that's not a critical gripe.
I understood most of the information that I got like from the sales rep with all the estimates and stuff. They explained all my questions well when I had them. Some of the questions they had were legitimate and it took time to look at stuff. Overall, I would recommend other people to go with Liberty and to talk to them. It didn’t seem like it’s a well-known company but I found it on the internet. It’s one of the top 10.

In the world we live in now, to get an appraisal takes months, and months, and months. Also, I would like better communication. When I had questions, I had to call them. About 65% of the time, they would contact you in a short period of time. Sometimes, it took a long time for them to get back to you. The rep is good at her job, which is sales. But that's how she makes her money. She needs to improve the condescending way she talks to people. Maybe she didn't mean to be condescending, but it felt like I was a four-year-old. Also, the closing costs were ridiculously high. It cost me 10 grand that immediately, they start raking interest on.

However, my payment was cut in half. I got 54,000 this year, and I'll get $41,000 next year. I'm only short $17,000 of paying off all the loans. "Oh, we'll give you $18,000 this year and 32 next year." Now, it was, "Nope. Company policy. Sorry." You get a certain percentage. You get over half the first year. And then the second year, you get the remainder. Other than that, the final rate and terms are national standards or below. FHA would have been a little more expensive. Also, Ron, the representative, helped me. He helped me gather things together and get ready for the auditor. He kept me in line.

We went to a thing where somebody was talking about Liberty. He talked about not having a monthly payment to make and that was one of the things that got my attention. The person that I worked with was good. I was kinda suspicious that I probably didn't qualify for the loan, but he was telling me that I was okay. I was happy all the way along. It's just that I have questions that come up that I don't have answers for.

Expenses have gone up so much. I'm a retired teacher so I'm on a set income. I own my house. I didn't owe anything on it, but I don't have enough money to do repairs on it to keep it like it should be. I was interested in doing a reverse mortgage so I could do the repairs on my house. Larry from Liberty called me, and then I had him talk to my son. We did it on a joint phone thing because I wouldn't make a decision like that just on my own. My son and daughter then tended to it. However, it took much longer than what I thought it was going to. It was six weeks before it was final.
I told Larry, to begin with, that I wanted a fixed mortgage. He suggested the one that's not fixed. It went from 2% to 5%, and in discussing it with David, they decided that would be the best way to go. Also, Larry was very attentive to everything. Good response. And then anything I brought up to David, he would call and check on it. He has done his job. He has sold houses and he's in on the logo and stuff I have not been. That's why I turned it over to him to actually do. He was involved in all of it. And he was here when the notary came to do the final signing of everything.
I like the relief of being able to do the things I need to do. My house was built in ‘79. It has two septic tanks, and those kind of repairs are very expensive. You're talking $2,000. It was getting to the point where I could not do anything. It was just a matter of getting some relief for the financial situation that I was in. I had a great experience.
Mary Ann, Thank you for taking the time to share your Liberty experience with others. We’re happy that you enjoyed working with us!

We have fitted to the house for years, so it was time for the house to pay out. I applied because Liberty had a better rate than the one I already had. Everyone I've spoken to has been very nice and good. This summer has been kind of strange. It went along well enough. It was a business transaction and it went rather easily.
