    My husband passed away three years ago and we had quite a bit of debt. I needed a way to get everything paid off and I decided on a reverse mortgage. I looked on the internet for different companies and maybe I called Liberty. Several people called and left me a message but Larry sounded the nicest. I called him and that was the best choice I could ever have made. He has been wonderful throughout the whole process.

    The last person that handled my case was not very responsive when I needed to ask her something. I was told she had 70 files to work with so she was very busy, which when you have too much work to do, you try to ask help from somebody or make a complaint. But I enjoyed and got much help from Larry. I would email him and he would get back with me that same day. I still have one payment that got made to somebody else that should have come to me that I’m trying to get back so, we're not finished with the process yet. The closing costs were very expensive but I’m satisfied with my decision so it’s okay. If somebody asks me, I will steer them toward Liberty.

    My father needed a home health aide, and he ran out of money paying for them. So we had to do a reverse mortgage. I went on the computer and I was looking around. Then Liberty popped up and I gave them a call. Everything went along pretty smoothly. The whole process took a total of about three months. One thing we didn’t like was the title search. It was a lot of money compared to buying a house and doing a reverse mortgage. Our loan office was Loon and she was very helpful. There was a question that I had like a month into the procedure. I called her up and asked her, and she was helpful with that.

    Loon gave us an estimate price of 330 when I first talked to her. But when the appraiser went out to the house, he came back with $80,000 less. We weren't too happy with that. So we were offered less money to go for the reverse mortgage. But that has nothing to do with Liberty. Their rate was reasonable and the reverse mortgage helped my father a lot. But Liberty is in California and we're in New Jersey, and it would have been nice to see in person instead of doing all this all over the internet or the phone.

    The original Liberty mortgage we had came through my local bank here, called Countrywide Bank, and we had great luck with them. But my friend was telling me the low interest rates with AAG so I tried them and it seemed like it was a scam. I wasn't comfortable. Then I hooked up with Dan from Liberty, and it was like night and day. Everything went exactly how it was told to us. The first time we did refinancing, we had to make six trip to the bank. But this time around, it was all over the phone, and I was a little nervous doing long-distance. I'm an older gentleman, and I'm computer savvy. But it went so well. The first gal from the notary public that came out to the house was extremely knowledgeable. She didn't have all the answers, but she was willing for me to make phone calls to Dan and get another answer. So, that went fine too. The application was pretty simple.

    I was pretty well set on what I wanted to do. I reviewed my options and part of the decision was I didn't wanna work and we have a huge discrepancy between my Social Security and my wife’s Social Security, and the amount. So the idea that she would not have to worry about housing if something happened to either one of us, it was a no-brainer to do the reverse mortgage. My original loan had some pretty hefty mortgage insurance, and all those were substantially reduced when I refinanced at this point in time. So I was quite thrilled with that. I was very pleased with the professionalism of Dan from start to finish.

    Mike was the best agent. I was with somebody else going through the motion, but he was a much better agent. So I went with him. With reverse mortgages, you only have to do minimum paperwork. They don't even care about your FICO. All they care about is the house. So I signed the minimum papers and went through it.

    Liberty was very good about getting back to me all the time. They were always calling, and that is very rare. Guy was great about getting back to me with the information. The appraiser was very nice and very professional. The processor was very nice too. She called me and gave me an update on what was happening. They sent out a very nice notary. She took care of everything. It was funded just like the good faith estimate said. So I was pretty happy with the entire process. I’m glad I got a better rate. Everything was smooth. It didn't give me a stomachache or a headache. Liberty Reverse Mortgage is very good. I wasn't that pleased with their auto insurance, but the reverse mortgage process is very good.

    I already had the reverse mortgage and it was fine. Then, I got a letter saying the interest is down and I could be loaned more, which is fine because it's a wonderful investment product. Everybody at Liberty was very easy to work with. The only thing I had an issue with was they sent two people out to estimate the value of the house. I have an addition, which is an actual room that has air conditioning, heating, and connection to the house, and one of the inspectors marked it as such. But the other inspector took issue and said that it was not considered square footage because of the fact that it was a step-down room. They took the second inspector's estimate of the house because it was lower. It's not a problem but it was rather interesting that someone who is an inspector doesn't know the laws about square footage.

    The Liberty rep I worked with was Scott and he was good with the way he explained things and his courtesy of calling and staying in touch with me. That situation with the adjusters created a space of time that didn't need to exist. During that time, Scott kept in contact with me and let me know what was going on, why, and how. I explained to him the room and how I felt about that but he said they just do the loan and they can't do the adjusting. Other than that, the process was fine and the rate and terms I got were what I expected.

    I lost my job and we have a fixed income. We still had five years to pay on our mortgage and it was over a grand a month. We needed to null out the house payments, so I could use that money to pay bills. We called a few places and talked to a few people. The ball got rolling faster with Liberty. They were really informative. The first one that we talked to was Loon and then there was a person named Rannie and then Leticia. They were all very nice and very helpful. They referred me to anybody I had to make an appointment with and they sent the notary out here. They did everything they could.

    We had a couple of little glitches, so it took us a couple of months to finally get it done. But once we got it all done, it was all good. The main glitch was with the well on our property. After we got all the other papers signed, the rep called and said that they needed some kind of measurement to prove that it was FHA certified. But I couldn't find anybody to do it. The rep also couldn't find anybody to do it. After a couple of weeks, she got some advice to check planning records because she found the thing after a couple of weeks.

    I've lived a lot longer than I've expected to. My wife died of Alzheimer's four or five years ago and that was costly. My son who is disabled has come back to live with me. So, I needed money. Liberty had a much less initial fee. They handled the process very well and they kept in touch with me. It was excellent and easy to start with. It was no hassle. I started early enough that I wasn't low funds. So, it was a very good experience. Rosa, the loan officer, and I became pretty good friends. She was under a lot of pressure. We ended up calling Liberty and seeing if they had an opportunity to be able to do the reverse mortgage, refinance the reverse mortgage, and they said yes. The whole process went very smooth.     I didn't have a mortgage on the house. It was paid for in cash. But I lived overseas for a long time so my Social Security check was really small. I found out that I really wasn't going to have the money to continue living here if I didn't have something to supplement my Social Security. I could see that in maybe five years, all my savings would be used up. I didn't know anything about a reverse mortgage and how they worked so I spent a bit of time in December checking on it. In January, I decided that that would be the thing I wanted to do. I talked to a couple of people but the person I liked the best and that I clicked with was Liz from Liberty.

    At that time, the house was still in my former partner's name and my name. At the beginning of the year, he decided that he would sign the house over to me because he didn't think he was ever gonna come back. But somebody told him that he might be liable for taxes so he and his sister went to a lawyer that she had to find out. Because it's American law, they don't know anything about that in England. That law firm had some working relationship with a law firm in New York. They asked them and they answered they don't know. They put out a request for a proposal for a law firm in Florida to answer the question and that guy didn't do anything. He sat on it for six weeks. It was all delayed till March but Liz was very patient. She would ask me about once a month if I had heard anything.

    The work with Liz was fine. When it first got turned over, the first couple of people I talked to were very nice. Then I got one who was not nice at all and was very curt. The underwriters were jerks. I had turned in all the documents that I was supposed to turn in. One of the documents is a letter from the homeowners association. It's proof that you're up to date with the homeowners association. It turns out that we thought we had a homeowner's association and its fee was $25 a year. But then in 2019, the person who was the property manager absconded with the money. When they went to press charges, they found out that the homeowners association that had been going on for about 20 years was never properly registered with the state so it never existed. They disbanded it and had consulted a lawyer when the police said that they didn't have any recourse because they weren't properly registered as a homeowner's association.

    These people had raised the fee from $25 to $75 just before they disbanded. I sent him the receipt I had that showed I paid the 25. I sent the copy of my bank statements that showed that I sent this other check for 50 and there was the official receipt from the one for 2019. But I didn't have a receipt for the one for 2020 because that was when all the turmoil was and the property manager refused to turn over any of the records of the homeowners association.

    Those underwriters then sent me a letter that I had to get a letter from the homeowners association which I told them didn't exist. It had to be on the letterhead of the homeowners association saying that I didn't owe anything for 2020 which of course I didn't since they didn't exist. I was very pissed off and I'm still pissed off. Until I had the quitclaim, we couldn't begin the formal process. I was ready to do that. But then they had me going through this DocuSign thing without even saying, “Can we do it tomorrow or we can we do it this afternoon?” It was, “We do it right now.” Liz was on the other line and because I trusted her, I just said okay. But that was really poor. I was trying to reread and refresh my memory on the documents as we went through and make sure that I had seen them all. Afterwards, I went through it more carefully and two of them had to be changed.

    Then they sent me another letter to sign about two days later. Doing some kind of background search, they found somehow that my name was on a property that I had rented. They were asking me if I owned it and I said no. They said I had to do a letter. It was Liz that did a letter for me and I signed it. They also had done a credit check. I told them I wanted to compare the interest rate with other companies because I didn't want to sign something and be stuck with it before I knew what I was signing into. I was told I could get it online.

    All of a sudden the underwriting people were again asking for something unreasonable like the homeowners association business. That was stupid. They obviously didn't even read it. They also asked why I contacted other people. I was really pissed off because I thought that was an invasion of my privacy, number one, and two, I thought if they wanted to be sure that somebody doesn't already have an application in place with another company, they should have a form letter that you sign saying that you are not in the process of negotiating or applying.

    I did send a rather lengthy survey back and a very nice man who was the vice president of something called me. His name is Garrett. It seemed like he was very sincere that he was going to sort of take into the fact that I felt like I was being treated like a criminal rather than a partner in something that was gonna benefit both of us. That's a very stupid way of doing it. Liz was straight all the way. She was very upfront and polite. But some of the people that I had talked to were like used car salesman who will say anything to get you to sign. They're very demanding and aren't even polite in the way they demand things. I had some problems with them even though all my documentation was in order. But in the end, it was a very satisfactory experience. The rates were competitive, it's all very well controlled by HUD and they seem to be operating very straightforwardly.

    I had PHH which is the parent company. In July or June, they sent me a notice that Liberty would give me $500 if I changed. So, I talked with somebody and they are expert and very nice people. I tried to change it but it took a long time. It usually takes 30 days but it took us from July to September 24. I thought they would have a list on what they needed. They would ask for something and we would send it to them. After a day, they would send another notice that they needed more information about something. It was a long procedure that I started to go with another company. Finally, Liberty said they were finished and I didn't wanna start all over somewhere else. Otherwise, I would have changed it.

    I don't know what was the problem but it should not be taking three months. It could be that the government was asking for more papers and they didn’t know either. We filled out the paper hoping that they would finish in a week. Then they wanted some more papers. At the end, they wanted to have a receipt for the neighbor association that I was paying. We sent the one for the year and they needed for all the years. They asked for stuff that really was unnecessary. If they would have just called at one time, I would have done one thing after the other. But they would do one thing then they would call for another thing. It was too long and that was the only thing that I wasn’t happy with. They gotta improve on that or they're gonna lose a lot of customers.

    I would recommend them but I will tell the people that if it takes as long as it took to me, go somewhere else. I don't know if everybody would wait. I didn't mind to wait too much because I still had that loan with PHH and I still was receiving a check each month. Except that supposedly, now the interest is lower. Also, there's one thing they didn’t do yet. They're supposed to send the check directly to the bank. When the notary came over, we filled up the paper that said they gotta send the check to the bank. I put on my blank check with it but I got the check through the mail yesterday which is the payment that they make each month to me. If it comes through the mail, the check is to be signed for me and my wife and we might not be here.

    I would recommend Liberty to anybody. I went with them because they're a fair company. They don't charge an arm and a leg like some of the other ones. I'm on a fixed income and they really helped me out with my money. The rep was very good but the application process was kind of long. They asked for a lot of stuff. They shouldn't be giving all that kind of paperwork. The entire process took over a month and that was a little bit too long. They should not be asking for some stuff that they really don't need. They wanted the thing from Social Security, the little piece of paper that said how much I make a month. They really don't need that because they have my bank statement. On my bank statement, it shows how much I get a month and what they take. They also wanted an original copy of my mother's death certificate. I don't think they really need that because my mother's been dead since 2017 and everything was in my name.

    I would never recommend Liberty to anybody I care about. It was a nightmare with them. All the people we worked with were very nice. Everyone was very customer-friendly and kind. They were doing the best they could. But they seemed to be paralyzed and couldn't do anything about anything. I had to go research everything. We started this process for my mother in April or May and she didn't close until September 25th. That was not our fault. We had everything in.

    My mother, because of some horrible things that happened to her, declared bankruptcy five years ago, and she'd already had it discharged when we started the reverse mortgage. I went online and found the HUD rules and we could apply. She failed through the application process once. I had to go figure out how it worked because the person I spoke to and the first underwriter he spoke to said we couldn't do it.

    I looked it up on HUD, sent him the information, then he went through a higher up person who said we could and told us how to. We went through all that and that took a while because they didn't have that accurate information from the law. The processing was terrible. They kept wanting something more than what we gave them that the bankruptcy was over and my mother's attorney wrote to them. There was something wrong with the title that they wouldn't accept it even when it was over. Then the court was moving slowly because of COVID. I had hurried and had pictures taken in my mom's home because she didn't want someone coming in because of COVID.

    We were well ahead of our deadlines. We had that in in the first part of July. Then something else happened. I felt like people were not informed about how the process worked. They didn't know what they were doing. When the person came out finally, it was cleared. Even though it had been done since June, it was finally cleared by the title company Liberty was using in September. We got the closing scheduled and they sent out a person that had no idea what she was doing. The closing took two hours because she lost the papers and couldn't figure it out. I finally called the title company and spoke to someone named Nicole. I said, “You don't need to do that. I understand how this works.” Nicole finally talked to her. The rates and terms were fair and we were comfortable with that but I should get the closing costs which was $3,180 mainly because I did all the work.

    Everything didn't go the way I thought it would when I retired in November. I was living in Maryland and I was thinking I would come to Texas. I bought a house right next door to my parents a few years back. I had already started putting furniture and things into the house and fixing it up. I would just come down here and spend time with my parents then I would sort of go back and forth because I have a lot of friends up there in Maryland. I would get a part time job.

    But when pandemic hit, everything changed and I kept getting stuck. I got stuck down here, then I got stuck in Maryland. I came back down here and got stuck again and couldn't really do things the way I wanted to. I was getting nervous because I was dipping into my retirement money which is not a lot. I wasn't able to accumulate a lot during the years that I was working. I had already spent some putting it into this house and I didn't want to keep dipping into my money. I looked into a home equity loan. I thought that would be something that I could do and sort of handle it like a mortgage because I didn’t have a mortgage from house. That led me to reverse mortgage. You can use the equity on your house to get money out of it and you can choose to repay it or you don't have to repay it, it'll be paid at the end. Or if you sell the house, then you pay it back. It wasn't like I thought. I kinda thought you'd be in a box where when you die, they take your house.

    Everything went the way I wanted to with Liberty. I felt like I was in control. I didn’t feel like they were pushing me along in certain directions. The only complaint I have is I felt out of the loop quite a bit especially towards the end. It could have been due to the pandemic and there was a change in personnel at one point. The woman had come down with the virus. But once they put a new person in and I was in touch with her, I had to call them and ask them what was going on. But it wasn't a big deal. They were all very nice and very helpful. They always responded when I reached out to them. Things were moving and the closing went very well. Everything fell in line so I’m happy.

    We have no heirs that could come and live in the house and we thought we might as well use it to enjoy our retirement so we did a reverse mortgage. Liberty and South River were sorta competing together. We'd already done one with Liberty Mortgage and it had been fine so we went with them again. The mortgage rates were another reason to do it. I largely dealt with one person, but not entirely. Sometimes, there were others involved. It was an easy process but it was probably like messing up your income tax if you have rentals and small business.

    It took over a month just to supply more things and different things they wanted and changes, and on and on. There's a stack of paper pretty much ¾ of an inch thick bearing on the mortgages. It's a pain but I would presume it's all necessary. It's incredibly picky and time-consuming but we now have a decent, absolutely tax-free source of money if we need it. If we would ever do another one, I'd probably go back to Liberty again.

    I've had Liberty from five years ago. At that time, it was all something new to me plus we had done something foolish. When I bought the house, I did not put a last name on it. When we decided to think about reverse mortgage, Liberty had a lady who came here to the house and did all the paperwork. It was great service. That lady did nearly everything. It took some time and we had to pay for the appraisal, but we got it all done.

    However, this time, it has been the dumbest three-ring circus I ever saw in my life. Right off the bat, I pretty soon did not feel comfortable or confident that it was going to work out right. I don’t know somebody working there that has any idea of what they’re doing. The phone guy would call. He’d ask questions and say, “We need this. We need that.” Then he’d call back and say they needed something else. We'd give him that. He'd call back and say they needed something else again and again. It also surprised me that they sent a notary here to take the information considering the pandemic. I have no idea how they decided on who was gonna do what. The first notary they sent came from Grand Prairie. That was good. Later, they sent a notary, which was more paperwork, from right here in the neighborhood.

    Overall, the outcome has been good for us. We’re probably in better financial shape now that we’ve ever been. But the experience was bad. They should get somebody who knows what they're doing. I also got the darndest pile of paperwork. A lot of times, they told me, “Oh, don’t ignore that. The computer just automatically sends that.” When they finally got it done, they said they overcharged for something. I'm still waiting to get my first statement to see what they’re showing the balance on the loan is.

    We had talked to another lender but they were very slow. Liberty expressed an interest right away and started moving right away. They were way into the process before we heard from the other company. The process was very simple. The rep initially asked us for basic information. What we really liked is that we were kept informed on every step. We constantly got updates as to where the process was so we were never questioned as to what was happening. They didn't leave us out there hanging. We communicated by emails and phone calls. Anything that they needed from us, most of it, we could just email back to them. When the initial person passed on to the next step, we were still getting updates. We were never in doubt about where the process was.

    The rep was very personable. He kept coming back with better deals. We weren't gonna be able to get any money out then we looked at another company and they sent us some paperwork. After they sent the paperwork, he really got to work to get us some money out. He called back several times to make sure that we understood everything. He called the times we didn't expect him to call. He went over and above. He explained everything to us very well. He said that he would tell us that some people don't understand this, and he wanted to tell us how that worked. Even when we were signing the first papers with the notary and we had a question, we called him and he was right there. He called us back within five minutes. He got everything straight and we were able to go ahead with the signing. He was right on everything. We’d heard some horror stories on the rates and terms but we don't think ours fell into that category. They were very good.

    Working with Liberty, we don't have a mortgage payment so we're pretty good. We'd probably get to go on some of those trips we've always wanted to go on whenever we can travel again. We would recommend them to anybody who wanted to talk about reverse mortgage.

    I inherited a home from my mother, which I couldn't afford. And since we don't have kids, we decided to do a reverse. This was five years ago. I contacted a person who was very helpful and she and her son hooked us up. Since then, the papers changed a couple of times. The people carrying the papers offered to do a refinance on our reverse because the interest was lower, so that's what we did.

    Obtaining our mortgage with Liberty was very simple. They pretty much did everything for us. We didn't have to get the counseling again because we had had it within five years.     My mom is 91 and she is going through some health challenges this year, and we're having to pay for home health care. I’m thankful for having the house to be able to help with that. Otherwise, it’s not gonna be a good scene. I went with Liberty for the reverse mortgage because I had a personal referral for the rep who helped me. The process was a bit of a mess in a few places. Some things were executed well but on other things, it was like Mercury was in retrograde. It was very real and challenging. It took longer than expected, which was about two and a half months, from start to finish. We had quite a bit of work that we needed to do for the house to be approved. It’s an FHA, so we understood that for the most part. But then it became ridiculously critical and that was a little unnerving.

    My mom has macular degeneration. She's fully competent but being able to see is a big challenge. So, I had to have documentation explaining that. And even with that, I still had to go back and have her re-sign things because it wasn't up to snuff with the underwriters, even though it was explained 10 times. We’re in such a stressful situation at home. I thought it was unnecessary. I've done many refinances with my own home and others, and it seemed to go a lot smoother. The person they hired for notary completely messed things up. I was to sign everything, yet my mom was with me. I was in Atlanta at the time and I was told she didn't have to sign it. I’m the person. It turned out that she was supposed to sign it. So, that was a whole another issue of getting that coordinated again. I signed it incorrectly, according to everybody else. It was not self-explanatory in a way that was precise, considering it’s a legal document.

    I picked the best option on rate and terms for our situation. I don't have any problems with that. But on a personal level of communication with Liberty, it seemed like I had to call into Fort Knox every single time. I was being spoken to on a recorded line and it's an 800 number. I liked my guy. He was great but it didn't feel as personal as it could’ve been.

    I've had a reverse mortgage for five years now. I did it because my husband got into severe financial difficulties and I had to kinda fix everything up. My best way of doing that was to get a reverse mortgage. And then, I saw that the interest rates had dropped a lot and that I could get a really good credit line.     I just had my social security and I knew the other expenses that came with owning a home once I retired. A reverse mortgage would help me a lot so I did it. The process with Liberty was hard because I didn't understand a lot of it. Being a new product, it was hard to understand. But I knew I had no choice so I went along with it. I put my trust in the young man that helped me through it. He would guide me and I would follow instructions. We got it done that way. He tried so hard to help me understand all the numbers situation and how it worked. I did get some of it but not all of it.

    I just did the reverse mortgage for the second time because I wanted to lower my interest rate and that helped a whole lot. I was hoping to at least bring down my mortgage insurance and the MIP. That didn't work out though. But I was happy to get a lower interest rate. They increased my line of credit, which I'm hoping not to have to use. Unfortunately, I need a roof.

    It's scary because in a situation where I go sell the house or whenever the time comes that I need to move out, I'm just hoping I'll have something left. I understand that the equity is getting used up and that makes me nervous. But overall, I wasn't dissatisfied. I don't like having to do it because I'm sure I would benefit more by being able to pay the house off if I had the chance to do that. But Liberty helped me quite a bit and they understood. I didn't have a choice and they made it easier.

    A reverse mortgage gave me a little more financial help as far as the house payment and some extra funds that I wouldn't have had. I inquired online and a lady from Liberty called and sent me the information. I went over everything and I checked a couple of other places. I decided to go with Liberty and I've had it for a month and a half.

    The loan officer took care of processing it. Up till the point with him, everything went fine and I had a few issues. When my calls would not be returned, I called some other people. Eventually, I got it worked out. Several of the women I worked with were very helpful. One lady took over to finish processing the loan and she was extremely helpful. The lady that I originally talked to was very helpful too. My only complaint was that the process took a lot longer than I thought it would. I wasn't unhappy with Liberty though.     The paperwork with Liberty was ridiculous. It was really too much. I was renting an RV park in Las Vegas while I was moving out of the house. I paid the rent and taxes on the RV park. After they found out I was renting it, Liberty wanted to know if I owed rent on the RV park. They wouldn't let me leave if I didn't pay them. It was just so dumb. They asked for a paper then I paid the taxes. You cannot sell a house without paying the taxes on closing. The process took about four months. That aside, the rates and terms are okay since the interest rate right now is quite low. But I worry because their interest rate is gonna go back up and I'm probably screwed. That's okay though.

    We saw Liberty online and they were rated as number one or close to number one so we went with them. But if I had to do it over again, I would shop around. I started out with a guy named Chris and he passed it off to another lady. She only had it for like two days then it went to a girl named Leticia. On returning calls and stuff, I’d call and ask a question and she would say she was gonna get right back with me as soon as she got the answer. A day and a half or two days later, I would get the answer to the question and that was because I called her. She dropped the ball too. There was something that was time sensitive on the reverse mortgage. It had expired and that took another week to get done. They gave me a $500 credit on that mess up. But the whole thing was very unprofessional.

    It took me four months to get my reverse mortgage done. The appraiser kept the appraisal for a month then said he couldn't do the appraisal because he couldn't find anything comparable to it. They then did a drive-by appraisal on my property and it appraised at about two-thirds of what the thing is worth. But by that time, I was so tired of waiting. I had some bills I needed to pay so I went ahead with it. But it was like I did more legwork on the thing and I don't know what they had to do at the office because I jumped through hoops for four months. It finally got done and the money finally cleared the bank today.

    Liberty was the one that gave the most information upfront and immediately sent out packets. We also checked the Better Business Bureau for their rating. Every time I called, the reps returned the calls in an hour. Mom doesn't hear well, so they've had to communicate with me and they handled the communication perfectly. Once we got the process started, it went quickly. They listed the steps that we needed to take and where we are on what step. When we got to that last step of the actual signing, there was a little bit of a hiccup in the timing but other than that, it was fine.

    Liberty gave us a list of counseling centers and we chose one that was closest to us. They said it was gonna take 45 minutes to an hour but it took us 15 minutes. So, it was very easy. My sister and I had already done our research. So, everything the rep was asking, we already knew. But it could be beneficial for someone who has not researched. I can understand that they do it to make sure that the people who are doing the loan understand everything.

    People should ask plenty of questions and make sure they fully understand if they are considering going through reverse mortgage. If they don't understand, the company will explain it again in different terms that they can understand. Liberty was excellent. I've dealt with a lot of companies that have been a royal pain and these people were wonderful. My mother felt very comfortable in this whole process. I was a little concerned because you hear so much about people taking advantage of older adults but we never felt that way at all.

    I went online looking for companies that do reverse mortgages that were in the area where I live. There weren't any but Liberty was one of the ones that they listed that I could contact. As far as the process, getting everything started was great. I worked with Christopher and he was fantastic. He was really kind and explained things very clearly. He sent me on to Patricia and she helped me to get all of my documents together. She helped me to understand what I needed. She turned it over to another lady and she was the one that sent me to a processor. His name was Richard and he was absolutely worthless. He was horrible. He didn't help me with anything. I would go days without hearing where things were at. When I'd call, he wouldn't answer. From what I understand, he is no longer with the company which is really good because he was really a hindrance.

    When he was no longer doing mine, they sent me to Yvette and she was super. She had got a lot of extra that was put on her so she was kind of overwhelmed but she was great. She got everything put together. She was very efficient and she checked back with me. She didn't check her text messages as much as she did her emails. I learned that quickly that when I needed to contact her, it was best to do an email. The supervisor, Tina, was very conscientious to check with me and make sure that things were going smoothly.

    I started it in May, and it took longer than it I needed to. Part of that was due to Richard. But even if it hadn't been him there, I felt like it took a little bit longer than it needed to. That's something that when you're doing it online and through the mail, it is a little tougher to be right on it on a daily basis. They've also got a lot of people that you go through. When you go from one person to another, you feel like you kinda get jostled and there's not as much of a personal connection. That was kinda tough. Having to go from one person to another was a little bit disconcerting. If you're going to refinance a house, you go to one company, work with one person, and they carry you through till signing. That is where it could be more efficient if you worked with just one person.

    But I really had a good experience with Liberty. The people were very helpful and informative. They answered my questions and I felt very comfortable with them. Other than Richard, everything else was great. Rates can go up like next year or over the next five years and I kinda wish that it wouldn't, but that's the way that's set up because it is a reverse mortgage. Other companies that I've seen do the same. But the lender rate at the time was great and the terms are good. I've looked over everything and it's straightforward. You don't have to make these payments. When you pass or if you decide to move away, you can sell it or there are different things that you can do. They can help you kinda get that going.

    Liberty was the first one I saw on the web and I called them. It was amusing that I just paid my mortgage off with PHH Mortgage and then Liberty was with them. The first rep I had was Debbie and then I got Ryan. They made the reverse mortgage smooth and everything went step-by-step. I was quite pleased because I was having difficulty with PHH. My wife had died and so we have life insurance on the mortgage. I couldn't get a payoff from my insurance company. Things went very well with Liberty and I got more satisfaction with them than trying to finalize things with PHH.

    We did the process by email, which I was quite pleased. Both Deb and Ryan responded to my emails much quicker than if I did it on the phone, where a lot of times, I had to go through three operators before I finally got the right person. Eventually, I got direct numbers to them but I always got their voicemail. If they're doing other customers, they're gonna be delayed. I can anticipate a response by email within an hour but with voicemail, maybe the next day.

    Everything went well with Liberty except for the underwriters. They asked for the most recent bank statements and a few other things, which I provided them. Then they came back and they wanted specific bank statements. They kept coming back asking for things that could have been taken care of at the very beginning. It was very frustrating because we moved from Colorado to Florida and I did not have my office set up. I had to use my husband's laptop, which I could not print any copies of anything and we had to keep going back and forth to The UPS Store. The underwriters need to have a checklist to look at. If they need certain items, they can ask the customer for all of those at one time and not keep coming back six different times.

    We had a reverse mortgage in Colorado, which was why we went with Liberty. I liked Dan, our loan officer, very much. The closer processor was good and she was just doing her job. I was in the title insurance business for 40 years and I know exactly what goes on. I can understand now why customers, when they get to the title company, are so frustrated with their lender. They are the big issue in problems that arise prior to getting to the closing table.

    Angie was a great agent. She did everything for me. I worked with her before when she was with AAG. When I called her, I found out she switched to Liberty. But she took care of it and got everything we needed. She told me that since she was switching companies, she could give me some real advantages on rates and Liberty did. They gave me 1.25 fixed and 0.775 on the equity, the variable and that cushion fee. On the first month, it saved me $311 on my draw, which was well worth it. I’ll recover the closing costs in six months and from then on, it’s free ride. The only complaint I have is I got about four inches of paper. They kept sending me paperwork. I gotta dig through and see how much I’m gonna keep, but I got a whole stack of paper they sent me. About every week, I’d get a whole stack.

    I wasn’t happy with the appraisal. They came in 100,000 lower than the actual value of the house. They said that’s pretty normal for reverse mortgage. They always come in lower than the actual value of the house. They could get it 550 and my house has been valued at 650. When we first started, I was redoing my kitchen, and I didn’t want the appraisal until my new kitchen was installed. As it turned out, it didn’t make any difference because the appraisal came in the same as it was two years ago. Other than that, it seems to be working well for us. I’m kinda surprised it took two weeks to get the first statement. I didn’t get it till the 15th of the month. Then I saw that it picked up right where AAG left off because the numbers had blend right together. They look identical. The only difference on the statement is the top of the form where it says Liberty where that formerly said AAG.

    I decided to do a reverse mortgage because I had unexpected things happen to me. I got very sick at work and I ended up on disability and unable to work. So my options were limited in terms of what I could do for work, which was nothing. I had worked my whole life and I worked hard for my house. I didn't wanna lose it. My home is a safe place for me and nobody else has ever lived in this home. I keep it to where I'm healthy and safe in here. So it was a very important thing for my overall well-being and health. My tax guy referred Liberty Reverse Mortgage to me and the reps helped me determine whether this was a loan that would be beneficial to me. Everything went very well and I was very pleased. Obtaining the mortgage was a little overwhelming but I understood. They explained why and I got everything done. It's just a process that I had never been through, but it was fine.

    The first rep I worked with was Ron and he was good. He helped explain things to me, so I understood the loan and he answered all of my questions. He also explained to me when somebody else was gonna be doing some other things that was their responsibility. I liked all the reps. They were all very nice and helpful. Towards the end, I didn't know for sure who my contact was but that was a hiccup on their end because one of the guys was out on vacation. But it worked out. Then sometimes, I would have a little misinformation so I would have to call and make sure I get the right information and advocate for some things. But then it worked out too.

    You wish you could just pay your house off but the rate and terms were good. They were low rates for what I needed now and I understood what the top rate was going to be, should I need to do that. I also understood my future options if I ever wanted to sell my house or how the payment would work back. They were competitive and a little bit better from some of the other ones I talked to. Liberty was a life-changing save for me, because I didn't know what I was going to do. The quality of my life would have been much different given my circumstances. Things happen in life you don't expect, and that's what happened to me. And I'm glad this resource was available for me.

    We started our process with Liberty at the end of March and we signed the final papers with the notary about three weeks ago and we're still waiting. We haven't heard from anybody. The application process is time-consuming and we wouldn't do it again. It's too much information they need. You have to go through a lot to go through their process.

    They were also picky with the house. I don't think they should have to have a guy come out, appraise it and pick every little thing out. He was good about giving us the right price but we have to paint our eaves because they've been in the sun. They're supposed to put some money aside for that. But then we can't get our homeowner's insurance until we get that fixed. So we're in a pickle. But their rep, Mike, was caring and he educated me well. He was the first one we worked with and I like him a lot. The terms and rates of Liberty are also good. Working with Liberty is gonna make us be able to get a lot of things we couldn't afford. It's gonna change our lives. It's a timely process, but it'll be worth it in the end.

    I had a mortgage for four years and Ron, Liberty’s sales guy, convinced me with the lower rates. I could extend it so I refinanced. It took about two months to do it and the settlement was way back in July. August 1st has come and gone. I not only don't have my old money but I also didn't get the new money. Liberty’s people were trying to get me to upgrade or refinance and called me every day to ask me how my dogs were doing but I can't get anybody to call me back when I got a problem. August 1st is when I normally get my pay and I don't know whether it's there today or not. I haven't checked but I'm more irritated that I can't get a call back from the sales guy that was so gung-ho to do this. I wouldn't recommend Liberty to my worst enemy.

    A company called and I didn't like the way the guy acted. He reminded me of a spoiled little boy not getting his way. Then he had his manager call, and be damned if he didn't act the same way. With Liberty, I didn't feel pressured, and whereas the other guy was like, “This is what we're gonna do and we can give you more money.” I said, “How much money?” He said, “Whatever they give you, we'll give you more.” As luck would have it, with Liberty, we got three times more what the other guy was saying.

    Everything went great with Liberty. We got the money when they said we were getting it. The only thing that wasn't great was we didn't get it all at once. We had to wait for a year before we could get any more. But their rep, Brian, was fantastic. I loved his sense of humor. When he said something, he meant it. He knew what he was talking about.     I was just searching online, read some reviews and picked Liberty. Getting the mortgage from them was smooth and easy. The people were friendly and it happened quickly. The application process wasn’t too complicated and it seems that from start to finish, it took just a couple of weeks. I started the process with one person. Once the loan was approved, I was told I would be contacted by someone else.

    The two reps I worked with were both very cordial, knowledgeable, answered all my questions and available. The officers knew what they were talking about.     We’ve been in reverse mortgage ever since we’ve been in this house. Then another competitor called and said he could do better than that so we went back and forth. Liberty said they could get us down to 2%, which our interest was quite high with PHH. We told him that was comfortable to what the other man said. We had to finally tell the man to stop bothering us. We think that they were connected with the people we had before, and so, they had our loan. The consultants have been very good. We had some hiccups in changing over. It was pretty hard because they would send the eDocs to sign. Then they had to have somebody come out, of course, that took hours for him to sign them in person. It was back and forth all the time. But other than that, it was okay. We dealt a lot with Colleen. We had to leave a lot of voice messages so she tried to get back to me as soon as she could.

    We were just disappointed why the appraiser made it 490 when it’s a large piece of property, 3-bedroom, 2-bath, just being remodeled a lot. The house next door went from 446, and that’s a 2-bedroom, 1 bath. I don’t know if the appraiser was on target or not. Everyone around us says it’s worth a lot more than that but we have to go with what the appraiser says. Overall, we thought Liberty was good. We haven’t gotten a statement yet and we're wondering what it would look like compared to what we have been getting with PHH.

    I used Liberty Reverse Mortgage for the first reverse mortgage, so for the refinancing, I went back to them. The first time I went with them, the process seemed really simple and fast. But when I worked with them again, the process took a long time and they were tighter. Also, when I thought they had every bit of information they would need, there was more. So, the process is a lot difficult now than it used to be. It got a little frustrating at times, but it got finished, finally. Still, it would've been nice if the underwriter could have laid out exactly what he wanted from the very beginning instead of telling me that he wanted this and that, then when I looked for those things and got those in, he would then tell me that he still wanted this and this. It was like I was searching for documents and sending them papers a lot. And I got to the point where I wasn't sure it was ever even going to get finished.

    But the one lady that I worked with who went by Vaughn did a really good job. Anytime I had any questions, I could count on her. I could either call her or send her an email, and she would get back to me immediately, where I couldn't count on other people to do that. So I would communicate with her because I always knew that I could trust that if I had a question or needed to know something, she would immediately get back to me and she would find out whatever I needed to know.

    I did my original reverse back in 2015 with Liberty. The fees were comparable and for me, it was just like I'd stay with this. I had no issues for the last five years with it. They were at the top of the list as well. The process went smoothly. The one thing that I didn't like about it was I had to apply before I could get any information on what the rates were. That was the only drawback of that. But it worked out fine. I thought the time frame was very reasonable. The loan officer was personable, friendly, and he followed up, but not too often. I liked that. He wasn’t pushy but was still there with a little nudge. I was satisfied with the whole process. I like knowing that I have a credit line that's available to me, should I need it.     Liberty's process went fairly smoothly considering they were in California and I was in Florida. The loan officer was great. We had a lot to talk about. The overall process was fine. I get a little angst in going through these mortgages but I got through it. I did great on the terms. I'm over 70. So, we're gonna be in this house until we're gone. The house is kinda like our bank. We're drawn against the bank. We didn't wanna sell it and go buy a cheaper house somewhere else. So, I just pay the escrow amounts and that's not a problem.

    I had really no problem with Liberty. Sometimes in the mortgage industry, they ask for information that is really redundant and totally unnecessary, but Liberty had different people processing different ends of it. So one guy initiated it and he was with me for a couple weeks. He was calling up to see how I was doing. Then he had another woman doing the initial processing gathering documents. Especially these times, it's tough. On the initial application, I was sitting out on the lanai with the lady. I was bringing the paperwork in for my wife to sign the house. She has COPD and she's on oxygen and she can't take that heat outside. So, it was a little cumbersome, but it worked. Then with the final signing, I got marched to the end of the table and we were all socially distance and passing the paperwork back and forth across the table. It didn't take as long as what I thought it would be.

    I had a great experience with Liberty. They did the original underwriting six years ago, and I was impressed with the way they handled the transaction. They got it done very quickly in a very business-like manner. The terms were fine. Everybody else's terms are always the same. These things are commodities. So the service and the attention to detail was a good experience. So, I thought I'd let them go again. I'd seen rates coming down like crazy. Their rep gave me some ideas I hadn't thought of in terms of how to do this, how to restructure, and they're very good.

    The people who were originating the loan were great. The originator, who's sort of the face of the company, is the one that works on getting all the data together. Her name was Colleen. She was persistent and would not accept no for an answer when she was trying to get things done. She worked with her manager to make sure that the terms were righteous. She's a rock star. She had some serious headwinds she had to deal with. The existing loan payoff was delayed a week. Somebody couldn't figure out how to do it. They were sending it to the wrong address and Colleen figured out how to make it all work.

    There were difficulties, but they're not created by anybody at Liberty. They're created by the governor of California. This thing originates in the Sacramento area. Things would work a lot smoother if they just got rid of politicians. But the biggest problems we had were a result of California's shutdown of everything and sending people off to home to try to do work and not being able to walk across the room and get a problem solved. California is a tough state to do anything. On these kinds of things, you got FHA to deal with. The closing documents were 153 pages. That's just a refi in-house.

    The biggest problem we had was we lost about 10 days because the existing noteholder couldn't figure out how how to calculate the payoff. I did it in about 30 seconds. They kept sending it to the wrong address, they kept emailing it to the wrong address. So finally, Colleen and I cooked up this little deal where I called the lender and I said, "Look, I need to know what the payoff is, send it to this person." They said, "Well, we can't send it to that email." I asked, "Can you send it to me?" We had the thing done within about eight hours after that.

    The underwriting process took five months. It was about three months too long. It was an absolute comedy of errors. I dealt with two different people. When I was originally looking at the reverse mortgage and I wasn't quite ready, Chris stayed in contact and did follow up. He was decent to work with through, front to back. Then Ryan was handling the thing and he did okay. He seemed to be a very pleasant fellow even though I proceed to fry his ears about once a week. But Ryan wasn't doing anything that his superiors did not expect him to do. Both of them were decent reasonable people. But Liberty's system sucks. I’m supposed to get a monthly statement of my balance but I still ain't got one. But I assume it takes a while to get in the system, so I figured it’ll show up the next couple three months. I've got the little packet so I can get out my money.

    The company does not like to provide information. In fact, when I went to my counseling, I ended up with two different people because one happened to fall back. But both of them immediately told me that I was gonna have trouble with information when I said Liberty Mortgage, and front to back, to getting the appraisal numbers, what they were and every piece of information. I usually had to give up on Ryan and get Chris to get it. Liberty doesn't provide information willingly.

    They make it extremely difficult for a person that wants to understand what they're doing because you do not like to provide information. I had to get two appraisals after the first appraisal come back. I got a new rate and then I was told that HUD required a new appraisal. I asked to send me what HUD did. I've got this thing all completed and I still haven't got that. They would say, “My team had to review it.” Finally, after I got really ticked and talked to Chris, I realized what it was. It’s your risk assessment team, because you have to get the whole thing done and then it goes to HUD, and they can take it or leave it. Once that was explained to me, I understood what was going on. But I had to raise hell and get that information.

    I got a list that goes over two pages. They were simple questions that I asked and I couldn't get an answer on them. The only way I could normally get an answer would be go to Chris and then he’d get it. Like with the first appraisal, I couldn't even get it out of Ryan and whatever the team he’s worked with. Chris finally got it to me and emailed it to me. And by the way, I paid for the damn thing. Liberty has a real bad habit in not wanting to being forthright with the consumer they're working with.

    I've been interested in a reverse mortgage, but when the agent called, I decided to go ahead and listen to what it was about. He was very good at explaining everything to me and answering questions. He seemed like the perfect person to do the reverse mortgage and he was. Liberty should give the best agent of the year to him.

    I have done refinancing before and the process was kind of comparable with the reverse mortgage. It was just asking for particular paperwork and getting that together. The process was easy and that you are given a list that you need to take care of. It helped to keep down on ambiguity and questions as to what was needed. If anything did come up questionable, it was easily taken care of on the other end, and then they will come back to me and let me know what I would or would not need. My case was rather complicated, plus the appraiser did not do the best job in the world. I waited out that old appraisal and I got a new one which came in much better. That first person didn't knew what the devil he was talking about.

    The first person that came out was great. His name was Ron and he explained everything to me. I perfectly understood everything. But the people in the office are a different story. They said they were gonna send me something every month that tells me what I owe or what the interest rates are. But I still haven't got that since May. But it wasn't Liberty's fault. It was the title company that they were working through. Some title company gave them a lot of stuff and then the county said I had a lien on something, but it's from like 1986. They just hadn't taken it off. So that prevented Liberty from doing something. But I had a good experience. It was just the one person in the office that had to finalize the deal.

    Liberty's application was a long process. But their rep, Ron, was really good. He walked us through it totally. Once we got all the stuff in, it was okay. It didn't take a long time. I had a hard time working with the girl that was with the mortgage company. I would call her and she would never call me back. The other problem that I had with the FHA person that they made us do the interview with was he gave us some information that Ron said was not approved.

    Their rates were pretty good. That was one of the things that held us back from doing it because it's a variable mortgage, and it could go up. We almost didn't do it because of that, but we ended up doing it. And they paid off really quick. I called yesterday a couple of times this mortgage company, and she never returned my call again. But that was nothing new. The person that did all the inspection of the house to get the value took a little bit long but it was not bad. They told me yesterday that it takes about six weeks for them to process the whole loan. So, I was wondering how I would make a payment. Finally, I talked to a girl that told me yesterday that it takes quite a while for them to process it.

    I was online and I hadn't really made a decision but my phone rang and that was someone from Liberty Reverse Mortgage. I just decided to go with them because Liberty is a known name. Their process was a lot of work for me because of all the different items I had to come up with. I could do it but the problem with me was that I was in isolation and I had to meet people at my house. So, I was a little bit concerned.

    The application process was like everybody else's mortgage application. When I got my house, I had to go through all of that. So it's about the same as anybody else. I stared in April, and we just closed a couple of weeks ago. The loan officer was very good. His name is Daniel. He was very personable and knowledgeable, and he made sure that I understood everything. He was very accommodating. Overall, it was a good experience. I didn't have any difficulties with the people I was in contact with. I'm very happy that I got through the process.

    I did Liberty the first time but they didn't reach out to me when it came eligible for me to be able to redo the loan. I had other people who are doing it coming to me and reaching out. I went to one but I told him that I wanted to keep the escrow and he didn't wanna listen to me. Then a lady from Liberty called me. The only thing I have negative is Liberty has people that are not experienced. I told them when we first started this back in March that I wanted to keep the escrow for the house, insurance and the taxes but one of them didn't get it. They told me I was getting almost $40,000. We've finally got that corrected and I got back more than I expected. I was also trying to get my stepson who is the remainderman to release and get off of it but he decided that he did not want to. He caused problems and one of the problems was of them getting to him so he could sign the papers. Though it took a while, everything got done.

    The rep at Liberty was a very nice gal. I'm the type of guy that wants to get things done. I don't wanna have to wait for a week for a piece of paper to show up. A couple of times, I got a little frustrated and I would call her. She'd say they'd get on it and take care of it. Everybody that I have talked to through this whole thing had been very pleasant.     I needed a sum of money and a reverse mortgage was a good way for me to get it. I was very satisfied with the process with Liberty. I spoke with people all along the way and they let me know clearly what I needed to do and what to expect and so on. At first, I thought the application and underwriting process was gonna go a little more quickly. But I didn't have any trouble getting hold of anybody or anything like that.

    When the pandemic just started, I had met with a notary. This was in February. Then when the second notary came to my house, she said that we could do this outside but it was windy. So, I asked her to come in and we had a very nice time and a very nice conversation. She had all her stuff in little plastic bags and disinfected my counter and everything else so that we would have a place to work and she had her own pens. When we were through, she told me to keep the pen. So she was all well prepared. That was in May and by that time, we were getting used to the pandemic.

    Somebody was supposed to come and evaluate my house. I understood from Liberty that because of the pandemic, the guy would only be taking pictures of the outside of the house. When he arrived, he said that he thought he was going to do the inside as well. He also said that he'd try and find out and he'd let me know, but he didn't. When he showed up, we had a mask and gloves. I told him to come in and he took pictures of the inside of the house, which was fine.

    With the reverse mortgage, I was able to pay back somebody that I had borrowed a large sum of money from, and I was very happy to be able to do that. I've also been thinking that I need to get some more. So I need to look through some of the material that they've sent me to see about requesting some more money and how much more I may be able to get. But I would anticipate that wouldn't be any problem either.

    When I got Liberty to redo the loan, it took forever. It was me not getting back to them fast enough, and it stretched out, and then it went past the time that they had to start all over again. I'm satisfied with what it is now. Lately, I've been complaining to them because when I signed up for my interest rate, it was supposed to save just a little over 3% and close to 4% and it went all the way up to 6%. Even though the interest rate on a global market was down, they never lowered the interest rate. I paid that high interest right up until we refinanced this now, and I got it at three point something.

    I had to jump through a lot of hoops. I already had a reverse mortgage, and all they had to do is rerun it. It didn't seem like you had to come up with all those stuff again to redo it. Once you got one, I can't see why you just can't switch the interest rate and use the same information. It should've been a lot easier and simpler. Other than that, Liberty is just as good, if not better than anybody else. It's all done by the government. They're all out to get that interest.

    I read about the reverse mortgage and it seemed to fit my needs really well. I’m really pleased with it. I had an existing reverse mortgage with Liberty that I took out about five years ago. My house has gone up in value, so I had more equity available plus the interest rates are down right now. So, I decided to refinance with Liberty because they’ve been fine for me, so far.

    The application process was okay. They sent a lady out with all the forms, and we went through them, we signed them, and that part was fine. I thought the process took too long, though. From the time I started, it was at least four months before it finally closed. I would get an occasional call from someone at Liberty talking about how they’re working on it and how it’s going. He’d also ask for certain documentation. So, I complied with all of their requests immediately like the next day. But it got to a point where it seemed like nothing was happening. It was during the coronavirus thing as well. However, it seems to me that we were just dealing with paperwork.

    I called them repeatedly and I was getting upset with the response I was getting. It was always, “Well, we’re working on it,” and, “You need to talk to so and so,” and there were four different names of different people. I’m not sure what their function was. But, eventually, they did things like, “We have to schedule an inspection.” I said, “Okay. Well, let’s do that.” So then, they sent me a list of people. They said, “Here. You have to do this.” I called the people on the list. I got somebody and that person responded fairly quickly. It was four days later. And after all of this, at the time, it sounded more like an excuse. We had to have this appraisal thing. It turned out that he did and is not exactly true. But according to those people, because of the coronavirus, he just did a drive by. It was 500 bucks, and the guy never even really examined the house.

    Why it took four days for them to get the so-called inspection done is still a mystery to me. But it’s done. It’s all been signed, completed and sealed. I got my first monthly statement for a month and I did it as a line of credit, and it’s in there and available and I’m back to where I was, only with a larger mortgage and then more money available. I’m pleased with the outcome, but there was a while there when I was seriously thinking about contacting another lender because they acted like these guys weren’t really interested.

    The terms of the reverse mortgage were pretty much what I expected. I had to go to some training with an outside company which costs me some more money. They talked about the different types of loans which are available and if this reverse mortgage is really right for you. The thing was I was an existing customer. So, making me go through a class to tell me what I already knew wasn’t necessary. Plus, it costs money. It wasn’t, “We will give you this free information to protect you.” It’s “You’re gonna pay this company who is gonna give you some information that you may or may not need.”

    I’ve been with the company for at least five years, and I’ve always been really happy with them. I was just unhappy with the way they handled this transaction. It was like, "I’m trying to give you $10,000 to do some paperwork for me, and your guy gave me a fee of what’s going on. But overall, they’re a good company. They’ve handled my account just fine.

    Liberty Reverse Mortgage may not be for everybody, but it is the best thing for me. I did something that they had online and then someone called and asked if I was still interested in doing a reverse mortgage. Then Steve called me and that was when the process all started.     When I called my regular mortgage, nobody responded but Liberty answered when I called, which was why I chose them. The application and underwriting process took a little more than a month. When they did the inspection, they found something very petty that had to be fixed and they held the money because of it. I had to paint a very small portion of my foundation. I thought it was very ridiculous. You don’t have to paint the foundation of your house. They also said that there was some peeling. Other than that, the rep was very pleasant. They seemed to be very professional and knew what they were doing. I’m pleased with the rate and terms I received.

    After talking with a couple of people, the person I spoke at Liberty with seemed somewhat straightforward, rather than a hassle. The process went pretty good. The paperwork comes through and they kept me informed. I was dealing with somebody in the West Coast, and I'm on the East Coast. I'm used to going face-to-face. It wasn't a hiccup, but what was disconcerting was when we signed all the paperwork. There were 119 pages to go through. We had seen most of the pages before, but 119? It's probably only 80 but that's such an awful lot of trees to get killed. Also, there were three different people and that was a strange operation. There was one guy in the West Coast, his superior, then a woman in Florida that I mostly went through go between.

    Application and underwriting probably took 45 days. It was so much paperwork and so many different rates. I'm not so sure where the hell I was. Every time we got one of these good faith estimates, the rate changed. It was like changing your socks and it wasn't usual in getting a mortgage. The last one I got was sometime ago, it was locked in at one time, period. With Liberty, the process bounced all over the place. I didn't have my control over it.

    I've got a notice that says they've taken my first monthly installment. However, I've yet to receive a final final accounting for the money that they have for me, not an estimate of how and what the charges were, and how they were distributed or was some money double-dipped. Because on the good faith estimate, some of these charges that were given, I paid myself. But overall, Liberty was the only one that seemed to be legitimate. They weren't a bunch of hucksters.

    The application and underwriting process took 30 days or less. We had to wait until I did the counseling, which delayed it a for couple of weeks. They also had to wait for an appraiser. I told Chris that I wasn't happy with their appraiser. He was two or 300,000 low, but it didn't make any difference. I was a little surprised that they quoted me the rate and then a week or so later, they quoted me a rate just a hair lower because something had changed. Then when the bottom fell out of things, the rates went to zero and my rates didn't change any and stayed up at 4.7. It should have dropped to a 4. If it tied partly to the fed interest and it dropped to zero, how come a quarter-point drop before had affected me? But I'll live with 4.7. I knew what it was going in.

    I was supposed to pay the taxes. I mailed it in, but my check was sent back. The title company paid my taxes and now, I'm paying 4.7 interest on that for as long as I live. Chris told me to call whoever handled it and I've tried three times. I went through their whole rigamarole, got put on hold, and after about 10 minutes, I hang up. I tried it again but never can get through to them to see who I'm supposed to mail the money to so that it's not on my draw interest. Overall, I was happy with everything. Everything is set up and I'm gonna work really big.

    I shopped and talked to several other companies about a loan for cash out or a reverse mortgage. I reviewed about a dozen of them and based on what we had discussed and what was better for me, I decided that Liberty would probably be the best choice. The application and underwriting process was a very difficult situation. I've been in the business for 64 years and it was the most difficult one I've ever had for all the different things. There were four-inch-thick sheets of paper and I ended up having to do about 14. However, the loan officer was excellent, very helpful, knowledgeable, and has been in the business for a long time. I could've done better on the rates by waiting a little longer. There was an up and down in the interest rates. But in order to go ahead and do the things I'm trying to do, it was better to go ahead and take care of it. I'm running out of time because of health issues and other items.

    I went with Liberty last November. I was with AAG and their interest rates seemed high, so I was checking around and somehow I found Liberty, probably online. Their interest rate, when I talked to them, was lower. Everybody was very pleasant and very nice that I dealt with at Liberty. We closed the end of May. I checked out some others and was ready to make a change, but we moved along and I worked with Liberty. I tried to be patient and they finally got it closed. That’s approximately a little over $1,000 a month. That's over $4,000 that I paid in mortgage payments that I shouldn’t have had to.

    Also, when I contact them they were like, "We’re so sorry,” “We’re working on that," or "We’ll get that right away.” They don’t really sound too bad because they communicated with me, but I had to call them a few times to ask what's going on 'cause they will not contact me. Also, they came up and said, “We need this particular title document.” I said, “Why didn’t you know that three months ago?” “We should have” was their reply. It wasn’t the best experience. As a result of my looking around, I came across a couple of other companies that I wished I would have gone with from the beginning. But I was far enough along with Liberty that I couldn’t change it. They did great in the end. My credit was excellent and that wasn’t a problem.

    With the main contact that I have there, I’m not sure how they’re structured in their sales organization or whether he’s a really good upfront guy and really had very little to do with the actual work. But he was always very pleasant, courteous and seemed to be trying to get this thing through. There was also a couple other people that I dealt with that I felt were maybe just doing their job. The company’s service left a little to be desired. But one of the reps, Ron, did seem to do something. Often I would get hold of him, he would start get something going then it gets bogged down. We had the whole COVID virus thing going and everybody’s working from home.

    Liberty couldn’t seem to put everything together. They had a processor named Leticia and everyday she had a new question that she forgot to ask the day before. It was so ridiculous that she required carbon monoxide smoke alarm put in installed by a licensed contractor. We have a smoke alarm but it's not what she wanted. My neighbor was a retired licensed contractor. Leticia asked, “Does he have a license?” I said no and she said he can't do installation. My daughter ended up buying a CO2 smoke alarm, put it up herself, took a picture of it and the receipt where she bought the smoke alarm, and then all of a sudden that was okay.

    Then, they wanted my birth certificate, which we have, and then they wanted my mother’s. She drove us nuts. One day she called me, “Oh I made a mistake. I’m not supposed to be calling you. I have to call somebody else.” I don’t know how Leticia keeps her job there. The man that did the document signing and notary public was very good, though. Liberty's fees are exorbitant but with them, you take what they give. From the reverse mortgage, we have a sizable check from them in our savings account now.

    My mother is 94 years old. She lives at home and didn’t have any real cash in order to do that. We did the reverse mortgage to let her stay at home with some care that she needed. Obtaining the mortgage was smooth. Anybody that I dealt with was very helpful, and every step of the way it was easy. Application and underwriting started probably in the middle of March and it was wrapped up by May. The rate and terms are what they are, and we were up against a brick wall so we had to take what we could get. I didn’t shop around a lot for a reverse mortgage but I was very happy with what was presented by Liberty. It is what it is. It’s a mortgage so you’re gonna have interest and a payback. But because it’s an FHA, you never will end up owing more than what the house is worth, which is really good.

    I had a few hiccups, but Liberty managed to work through them, and I’m good. When I spoke with Brian, he told me that he could get the package where the closing fees were only about 5,000. So, that sounded good. Everybody else that we were looking at were much more. But because of my income, that didn’t happen. I liked Brian, so I just stayed with them because everybody else was going to charge me the same thing anyway. When he ran into a few hiccups with me, they didn’t get back to me right away to say, “We’re having this problem.” Maybe they were trying to figure it out first before they came to me with it. And I kept pestering them and found out what was holding up everything. Just let me know what’s going on because they weren’t really sure what was going to happen. But other than that, they did a good job. They pushed it through when they could’ve just said, “No.”

    I had a garage that was collapsed because my grandson was in and out of it so much. I just got that done. And my sidewalk needs to be repaired because a tree root has unleveled it and it’s a safety issue. I’m waiting to hear from different contractors in the town that I live in. Mostly exterior stuff right now. I have a lot of stuff inside that needs to be done, but I’m just taking care of the safety issues.

    The process was way more complicated than I had anticipated. I had no idea it was like buying a house again, but everything went well. The first rep was great. I kept going back to her.     I was on the computer researching AAG and ones that I’m more familiar with. I was looking at their ratings and what have you, and I got through with what I was doing and my phone rang. It was a woman named Amika from Liberty and she was delightful and she said that she knows if somebody is looking on their computer to look at reverse mortgages, because I definitely did not pull up that particular company. We spoke and she sent me things on the computer and then it progressed and progressed. She was very knowledgeable and it felt like a right fit. In the beginning, it was Amika, and then it became the processor, Ryan. He was right there every time I needed him. He returned my phone calls. They were great.

    The appraiser came and we were given a list of all the things that they expected that we would do. It was vague. For example, we have a strap on our hot water heater. We built our house 30 years ago. And now, this county that we live in requires two straps but they didn’t tell us that, and they told us we had to have a smoke alarm on every floor. We have one in the hall by the three bedrooms but we didn’t know we had to have a separate one in every bedroom. We needed three. One in each bedroom. So because of that, it set us back. It was in a way Liberty's fault because that would have all been done had we known.

    Now, the coronavirus is in full swing and I called and said, “Well, you’re requiring photographs of the hot water heater and the three bedrooms. And it was done literally the day after she finished the appraisal and so, how come she’s not coming back?” And they were just horsing around. It just drove me crazy. It’s the time waiting and waiting and waiting. The time stuff just drove me up the wall. I didn’t understand what took so much time.

    Finally, 30 days later, they told me I could take the photographs. I don’t have a smartphone. I have a little camera so I took the photographs and went down to Walmart and got everything printed out, sent them off, and they were perfect. Nobody complained about the way I did the photographs. I knew what they wanted and they got what they wanted.

    The second thing was that when the notary came, wearing a mask, to sign our final escrow papers. In there was a charge for the appraisal and not only was I told verbally many times but also it was in writing in my computer, it was in writing in packets that they sent to us, two costs are out of pocket. One is the HUD counseling and one is the appraisal. They don’t pay for that. We do.

    So here I am, looking at these escrow papers of which there is a stack, and there I saw a charge for the appraisal and I went, “Wait a minute. Stop.” Thankfully, the notary had a problem with something that she noticed and she was trying to get ahold of somebody to give her directions on how she should handle it. And I finally got ahold of Ryan. I said, “What am I supposed to do here? I want to cross that out and deduct that amount.” He said, “No, you can’t do that. You’ll mess it all up.” I said, “That’s what I figured.” “Go ahead and sign it and we’ll make it right.” I just got the payment back 30 days later. The virus is nobody’s fault. Anything that had to do with that, I’m not gonna criticize because you can’t. And I don’t see why that would have anything to do with it unless they were just understaffed because of the virus. That’s what I don’t really know.

    In the beginning, I was really anxious because I need cataract surgery really badly and I don’t get the freebie one like Medicare will provide because I’ve been blessed with this wonderful eyesight my whole life. I am farsighted. I wear my little Dollar Tree glasses for driving and I put sunglasses over it and then I can’t see my speedometer. So that surgery is not gonna work that way for me, so what I need is a multifocal lens put in my eye, which costs $2,700 per eye. We just have big expenses. We can survive month by month, but the things we need to do wouldn’t cover it without a reverse mortgage. That’s why we needed to do it. Here I am now, I'm finally getting my pre-op appointment on Monday. I can’t even believe I finally got it. I thought I had to wait until June or July because of the virus.

    I wish Liberty had been more specific on what we needed to do for the appraisal. That was crazy. Stupid. If we knew, it would have been all done perfect. And then waiting a whole month to be able to get permission to take four photographs, which finally, 30 days later, they said I could. Why that took 30 days, I will never know.

    And then why this appraisal? I told Ryan, “That really gets my goat too. Are they just stupid? Title companies don’t put numbers in escrow. Somebody tells them to put them in there. And I know you’re not the one that did it.” I said, “Who would put them in there when they know it’s an out-of-pocket cost? Are they trying to screw us and hope because we’re old, we won’t discover that?” “Oh, no, no, no,” he said. Either they’re stupid or they tried to mess with us. I felt I knew Amika and Ryan really well. I don’t fault those people at all. They were fabulous, but the people I don’t know, and what happened, and whatever you call those next level of people, I just don’t understand certain things. It makes me confused.

    I have an acquaintance. We talked about reverse mortgages a couple of years ago. She wants to do it for the very same reason we did it. I’m gonna tell her the truth. I’m gonna tell her that they’re really nice but she has to watch out, because they work at a snail’s pace and things that I suggested, it took them 30 days to figure out that I could do what I wanted to do right off the bat with the photographs. And then this other thing with the escrow was upsetting too.

    My reverse mortgage with Liberty went pretty good. But I had 11,000 for the first year and I took out 7,000 and then I repeated it. I called the other day just to get another 1,000 and asked the man. He said, "You've only got $2,023 the first year." And I didn't like that. But what can you do? I've already paid 10,000 closing cost to try to pay it off. I probably wouldn't even need the 4,000. That's the idea of it. And then I understood that all you had to do is to call them a week ahead of time if you wanted your money, and I got told right quick you don't do until you fill out that form and mail it in or fax it. But I went with them because Mike from Liberty was really nice to me all the way through. And also when I called them back I got ahold of a real nice lady. She explained to me and I told her I'd talk to this man. He let me know right quick.

    Our reverse mortgage through Liberty went well. I wasn't sure what to expect length or time-wise, but everything ended up going well. All of the people I dealt with at Liberty and throughout the whole thing were very accommodating. The biggest issue we had was the Massachusetts state tax lien because my mom had shown, years ago before she died, as having a life estate. But we got all that cleared up and ended up with an affidavit instead of having to go spend a lot of money through the state.

    I'm 75, my wife is 76. We were very much deeply in debt credit card-wise and our home equity line of credit-wise. We got grayer and grayer as the time wore on. We had thought about getting a reverse mortgage a few years ago and we kept procrastinating. Our youngest son is a financial planner in Pennsylvania and said, "Here's our situation. What do you think?" I said, "We think we're gonna go with it." With our financial advisor's recommendation, we went for it. He agreed with us.

    We had some issues with this life estate. We got one thing done. We thought that would settle it and it didn't because we had the Medicaid release her for when she was in the home. So, everything was clear. It was just a matter of which documentation we should've sent that we didn't, we ended up doing it. So, it took a little longer. It was kind of frustrating at first, and then I went back and reviewed everything that we had to go through.

    From the time I logged on to see what things were going, and then Richard called and got us going. Everyone I dealt with, even at the Home Assistance Corporation, we had to go through the interview counseling for, and also the first woman that came in acted as our notary, all gave high recommendations to Liberty.

    The loan officer from Liberty Reverse that I got a hold of was very knowledgeable and pleasant. All of the questions that I asked, he answered. Even after the first consultation on the phone, he sent me information. And he said, “If there’s any questions, please send them in and I will answer them,” and he did. Everything worked out okay. There was a little difficulty in getting some information on their part. They had to rely on me quite often for that but they still charged me for doing whatever they did. I wasn’t angry about anything at all. It’s probably mostly because I never went through this type of process. I went through the regular mortgage process, but not this. But it seemed to be okay. Would I recommend them? I would.

    This was a very difficult time also because sometimes they weren’t in the office. They’re working from home and their ability to get information sometimes isn’t always that easy at home versus when they have it at work. There were some parts that they had the wrong information on the paperwork. It wasn’t major but it was enough that might’ve caused it not to go through. And so, they could work on making sure that all information is verified.

The application and underwriting process parts were fine, but obtaining the mortgage took three months because I had to do some work to the house. That's the only bad thing.     The reverse mortgage worked out how I was hoping it would. However, there were some concerns I had about the whole situation where HUD decided to make me get a second appraisal and they didn't go with that appraisal. They went with the first one because the second appraisal came in for even more. If they're gonna make me spend money to get a second appraisal, we gotta go with that appraisal. And it took so long for them to get someone out here again. But that was the only frustrating thing.

    The people that I worked with at Liberty Mortgage, Dan, Rosa, and Leticia, were great. It worked out finally after almost a month and a half. During the process, they changed their margin rates from 2 to 2.25 and that kinda hurt me in that regard. But it is what it is. I’m happy to do it and it was a pleasure to talk with Dan and the rest of the group there, but I just wish it would've been a couple of thousand dollars. It would be more than a couple thousand if they used the second appraisal and stuck with the original margin rates of 2%. It would've been much better for me on my end.

    I’ve used Liberty before and the person in the beginning that helped, Daniel, did everything. He was really good, but the appraiser didn’t do good at all and I had a problem with him. He underestimated the value a whole bunch, and I know exactly how he came up with it because I went on the website. There were two websites and a friend of mine checked out Realty.com. That came almost to the value of my house. There was another one and it came up with exactly what the appraiser said, a really low one. It did not take into consideration all the extra stuff I had here. I also had proof of houses in my area (a couple of blocks from me) that had less than I do and they got a lot more money.

    When I did this the first time, the appraiser before this one told me he gave me a low appraisal because I didn’t have a garbage disposal. The value of my house was lowered because I didn't have a garbage disposal? I have a garbage disposal. It’s just not under my sink. I think it’s the same damn company Liberty hired the second time. They kept asking and asking this guy for the appraisal and he didn’t come through with it then all of a sudden, he came up with that low price. The same thing that was on the computer. I think he just went on the computer, punched it up, and said that was it. I’m really disgusted with him, but I had no choice. Liberty said they couldn’t do anything about it and that they had to go with that appraiser.

    I needed money and so I looked into a reverse mortgage. I went with Liberty and everything went fine. The process of obtaining the mortgage took too long though. It took almost four months to get the paperwork straightened out because they kept saying I needed this and then they'd send it to me and I'd send it back and, "Well, you need this too. Now, you need this. Now, you need this." They could've done all that one time instead of me having to fill out all this paperwork over a four-month period. I could've got it done in a month if they just did all the paperwork one time. It seems like nobody could make up their mind between whoever was handling it and the next person in line. They need to get a set policy on what's needed and stay with it instead of about four different people getting involved and everybody wanting something different.

    It got to the point that I was about ready to say, "The heck with it," because one piece of paperwork took over a month to finally get so I could get it filled out so I could get the finalized paperwork done. And then, the person that came here to do the paperwork was snotty. I didn't really like her. It was like, "Well, you gotta do it my way or not at all." We didn't start it exactly the same. I don't know if anybody who signs stuff the same way every single time, especially when they get back a half-inch thick stack of papers they gotta do. They gotta be exact.

    Then she got upset because the dates weren't exactly the same. I wrote them one way, and then I wrote them another way, but it's still the same date. She said, "No, the date's gotta be wrote exactly the same on every piece of paper." That was nuts. Just sign the stuff, date it, and quit worrying about does it all match. As long as the signature's there and the date's there, who cares if it's not identical every time. She wanted picture perfect. But nothing's picture perfect. She got upset as well because I don't use the kitchen table. We eat on coffee trays. We didn't have a kitchen table for her to sit at and do her paperwork. And she said, "Well, if I didn't know you didn't have a kitchen table, we could've just met at McDonald's or something and done all this." That was not very damn professional. It meant buying her lunch. It was ridiculous.

    Other than that, I had no problem with Leda and May. They went out of their way to try to help me out. Now, I got one notification the other day that I'm supposed to have that fascia fixed by August 9th. I don't see that happening with what's going on here in the State of Illinois. They just extended the stay-at-home until the end of May now. I can't have people coming here because I have severe lung disease. Whoever is handling this other side of the paperwork needs to realize not to tell me that I'm gonna violate my agreement if I don't have this done by the 9th of August. As long as that stay-at-home order is in effect and we haven't got to stage three on the opening, I'm not having anybody over here to do anything because of my medical condition and my wife's medical conditions.

    I went on the internet and I kind of compared all of the reverse mortgage companies. I lined up their ratings and also what people said about the experience that they had had. Liberty was highly rated on the internet when I compared them to the other reverse mortgage companies. I worked with Ron and he was good. He made sure that we understood what was coming up in front of us, that we would have to do a lot of paperwork submission. He kept us in the loop and educated in that sense. But the process was horrible. I understand they have to meet underwriting requirements. It was just that they crossed every T, and everything you could ever imagine, and document, document, document, which they think was good, but a lot of the documentation was redundant or was not applicable. An example would be if some paperwork information was an issue and I raced around to get it done, it became a non-issue.

    We would go through the process and I'd be working with the sales staff. But underwriting would be making requests to sales. I wasn't talking directly to underwriting, so sales got the brunt of everything. Underwriting would come back and say, "Oh, we don't need that now. Don't worry about it." It was a mess. But we're in and that's all that matters. I'm really happy and they did make the experience a good experience in the end. Ron went back to underwriting and had them reduce our interest rate due to the inconveniences. He went to bat for us. But I would like to talk to underwriting directly and get sales out of it because sales does what they do best. But they made me understand everything. They made me know the ins and outs. They let me know what I was in for. I'd have to go through the educational training. They let me know everything. They were well-educated and they knew what they were doing.

    I did a reverse mortgage with Liberty many years ago. This time, the application and underwriting process took a month. The application process was okay, but the crazy stuff going on at the same time made the process more difficult than it normally would have been. The process was delayed a little bit because Liberty had a name change and before they could give me my money, the name change had to be cleared with the state. Also, why have the counseling session several times? I don't need to have it again. But it wasn't Liberty that forced me to do it, it was the government that wanted me to do the counseling system again. However, I give Chris, the rep, flying colors. He was tremendous. He went to bat for me and tried to make things happen. I also checked with other companies and Liberty's rates and terms were competitive with everybody else.

    My daughter suggested a reverse mortgage, which was what I did. I started in the summer and I assumed that all that would be taken care of right away. But there were some glitches so it took a while. I was biting my nails because I was kinda in dire straits. The communication wasn’t the best because of different things and it took an extreme amount of time. Terry, the rep, tried his best to do what was supposed to be done but sometimes their hands are tied. We also had a problem with the pool. People in California don't understand that in Arkansas, it freezes. So, we shut down the pool and they wanted it in working order. I said that that was not gonna happen in December. But they finally got that resolved. The experience would probably go smoother with somebody else. It's kinda hard dealing with people in California and with different places. I had some complications but working with Liberty helped me out and I hope it will be for the good.

    I went through somebody else first and was totally dissatisfied. They took seven months with nothing. They call with a problem every day. So, when I got rid of them, I went on my phone and talked to this really nice gal, and she talked to her supervisor and told me that I shouldn’t be having to go through what I was going through. It went really nice. The service was excellent.

    The one that first helped me was so professional. May is her name, and she was extremely helpful. We had a problem with our homeowners’ association, and the other company could not figure it out, but she figured it out right away. They had a lien because they collect $148 a year, but the other company couldn’t deal with that. They went round and round. The next day, May called and told me it was resolved. She really helped me a lot. She was an extremely nice person and the service was spectacular and way better than I anticipated. I wish I had known the community clubhouse thing. We have a swimming pool, and it is all it is.

    I read about Liberty in the Blue Book, but they were located in California so I decided I would rather deal with a bank or company here in Chicago. But when I tried a bank locally, I don’t think they knew what they were doing and they couldn’t get the loan done. They started in November and I transferred into Liberty in February. That was how long they had it. I’m in awe of how Liberty handled things when compared with the other company. The loan officer was a wonderful person. I am still appreciative of the help that she and Rosa gave me. They got the application process done and didn’t take long.     We made a couple of wrong moves earlier in our younger days that when you get older, you can't fix them because you can't work. I got on the computer and saw the differences in all of the companies. It was my own little homework and I just didn’t go with the very first one. Liberty seemed like they offered the best for what we needed. Once they found that I was looking at different ones than what they offered, they came in at an even lower rate. Unfortunately, for the people that got this coronavirus, banks’ interest rates got lowered. Too bad how that came to that, but I got an advantage out of it. Liberty was very competitive and made sure I got a lesser rate than what I was shopping for at other places. They were also very convenient being close to my home. Colleen, the original agent that I speak with, was so knowledgeable. She even expressed how much I knew just on my own just from reading online.

    She was really good but they need more loan officers. There were just times where I thought she'd call the next day or the day after. She would even say, “I get so busy and I have to make sure I return my phone calls at least by 3:00 or 4 o’clock.” Sometimes, by then, you already lost another day or two. You get bogged down but it wasn’t her fault. That’s how a lot of businesses wanna run anymore. They wanna give everybody more work and hire less people, so they can show a better profit at the end of their quarter. I hope she gets paid well because she works hard. Even in the hospitals, my daughter works in one, they expect everybody to do more instead of hiring people.

    The process took a lot longer than I thought it was gonna be, but everybody’s circumstances are different. And when anybody does anything all the time, sometimes you forget to say or remember different things just because it's just part of the process. There was a few things that if they would have said that in the beginning, then we didn’t have to go back and do this kind of thing. But overall, it went well with Liberty.

    Liberty's process was quite easy. The application and underwriting process took a little bit longer because there was a glitch in them getting the first appraisal. The processor did not have the correct email of the appraiser because he changed his number, and he kept sending him information and he was not responding. But other than that, it was not a big deal. The loan officer, David, was very nice. I was impressed with his mannerism and the way he explained everything. We really didn't have any questions. He was very thorough. The girl that I had to talk to before the application process regarding what was involved was very helpful. She helped make my decision. Overall, working with Liberty made life easier.

    Everything is settled with Liberty. They told me I would get the rest of the money but they didn't tell me how I'm gonna go about that on the next year. The person who helped me on the loan and the person I spoke on the phone were very good. The person that came to the house was nice but she didn't know enough about it and I was confused at first. I called them back because of a few things that I don't understand but so far, they haven't called me. There's a repair I'm supposed to make but the papers are not telling me which ones need repair.

    Liberty Mutual bought our loan. We’ve lived in our home for over 40 years and we decided that we needed to do some update. We took out the whole mortgage because we were told we would be using our own money, and therefore, would not be taxed on the money when we withdrew it. We had to do the paperwork. We had to have a consultation with a counselor that walked us through it and we had the option to continue or stop. The process took close to a month.

    We told the gentleman that I started with when we would need the money and he said it wouldn’t be a problem. But I hadn't heard from him by the second week in October. He just said it's getting close. We had bought some windows and we needed the money by the end of October so we wouldn’t have to pay interest in those windows. But we received a check in March so we ended up using retirement money and had to pay taxes on that.

    I felt that our loan officer was not honest with us because he said that it would not be a problem for us to get that. If he wasn’t sure, he should have been upfront about it. It was also frustrating that you think they would have a guideline in order for you to finish but we didn't get that. Every time we sent something in, either it wasn’t right or they needed something else. It was not a nice experience.

    The gentleman that it was turned over to was fantastic. I felt bad for him because he was kinda the brunt of my anger and he was kind of the go-between. He was the one then that had to find an appraiser. They weren’t happy with the appraisal so then we had to have a second appraisal. It was not a very good experience.

    My son-in-law told me about Liberty. I get a deduction twice a month from my bank account and that’s how the mortgage plus taxes were paid. The application process is understandable and not too complicated. It was not too burdensome and it was pretty smooth. Sometimes, because of the busyness, it took a little time to make the connection or get a return phone call, but that wasn’t a problem. There was so much paperwork, too. I paid very little attention to a lot of the details in the paperwork.

    We delayed application and underwriting for a little while. We were still not certain that that’s what we wanted to do, but it didn’t take a long time.     We originally went with Liberty and then we just refinanced with them. The experience was painful originally. The lady they sent to collect the conditions the first time was absolutely worthless because I had to provide all the conditions all over again. She took pictures of the documents with her phone. After a few weeks, they rejected it. Then they waited 'til we were trying to close and then asked for them. If they were gonna reject them, they should have called us three days later at the most for somebody to review them and not wait three weeks and then ask for them again. They came up with conditions that they should have taken care of way ahead of time. That was frustrating but we straightened it out. If I wasn't refinancing the loan, I was ready to walk away. But in the end, we put it together instead of starting all over again with a different lender.

    I love Liberty Home Equity. They were nice, friendly, and almost like a family. They gave good guidance especially when they had a manager call me. They felt like the insurance on my house is charging me too much money. They recommended that I change it, shop around, and get someone else at a cheaper rate. I tried to get out of it, but the insurance company would not let me out until the end of August so I might have to limp along with them until then. I’ve paid off all my small charge accounts and so I have a zero balance. I’ve also asked for an advance so that I could pay off Bank of America because it’s at 26% and then I would just have a Discover card, and I could start making bigger payments to them and see how that would go. If it doesn’t, I’ll ask for more money just to pay them off and not have to pay that 26%.

    Once I pay off those things, I will be able to manage my money a lot better. I have paid off all my small accounts and I’d be cutting up those cards. Once I get my monthly payments under what I need to do, then I’m gonna be okay financially. I had a great experience with those people and they tried to help me. Yvette is like an old friend now. The gentleman was extremely nice as well.

    I found Liberty, along with several others, on the internet. I also got a quote from AAG and they told me that they could match the quote Liberty gave me, but they couldn’t beat it.     I was looking for something on doing a reverse mortgage, and I saw Liberty Reverse Mortgage online. Obtaining the mortgage was complicated because I talked to so many different people, which was irritating. But, the loan officer whom I talked to initially made it as comfortable as he could. He was the guy I dealt with the most and he did most of the processing and getting the appraisal. We finally got the process between California and three other states done. But, I got some communication last Monday, and it looks like there are some more paperwork I have got to fill out. It took me about a good month, and it is still ongoing. So, it is almost six weeks since they got started with this thing. Nevertheless, it has been a rewarding experience.

    I do not have a retirement fund and I just have the social security check that I get and some money on a 401k. But, that is not going to last forever, especially with things going on around, like what is going on now where the market has fallen off for nothing. The purpose of the whole thing was to limit the outgoing money that I have, and to eliminate a house payment. So, I do not have a house payment anymore. It has been a whirlwind, but I got it done. Since the company is based in California and I know that there is not much we can do to get around that, it will make it more fluid if they had an agent or an associate here on the East Coast in Virginia who could perform the functions in the state and handle everything.

    The representative I spoke with, Joanna, was fantastic. We just hit it off. She did not push me or call me every day like two or three of the other companies did. She was very upfront with me.     I found Liberty on the internet when I was doing research on reverse mortgage. I wounded up clicking, got some information and talked to one of the reps. I checked into this over a year before I did it. Then about a year later, my wife and I were talking about it again and I said it'd be a good idea to get this set up. So, I moved back to Liberty 'cause I had one of their brochures that they sent me. Then this time, we followed through it. But the first time, they had different programs and they wanted $22,000 upfront, and I just couldn't swallow that pill. This time, they had a different program that was much lower entry cost, little higher interest rates but they made more sense for the way we were gonna use the reverse mortgage.

    We told them specifically that we pay our own taxes and they said, "Yeah. No problem." Then when we were signing escrow papers, we found out that they billed us for $5,000 which they were gonna use to pay our tax payment. They said because the bill was gonna be due in the next four weeks, they paid it for us. So I thanked them 'cause I already prepared for $5,000 from my savings to pay it. That was not that big a deal though.

    Also, it would be nice if they had a website like the banks so that I could go and check my account, make a withdrawal and do it on the computer. Right now, it's an archaic system where I gotta either call them and fill out paperwork and mail it in. So, we got the letter in the mail giving us the phone number and the form. And so, when it's time for us to make a transfer, we just have to think far enough ahead that it's gonna take 2 weeks to get it done. But that could be done a little better.

    But as far as the relationship I had with the individuals I worked with, they were all very congenial and helpful. I had Ron and I ran him through the wringer. He had to print out different stuff for me and I ran some spreadsheets to make sure that I was doing these things the right way and that it was gonna produce the income I needed for the period of time that I wanted it. But he did a good job for the questions that I asked him.

    When the stock market tanked, it was nice 'cause they're gonna grow our money from reverse mortgage instead of out of my stocks until they get back on their feet too. I hate selling things at a discount. It was good timing 'cause those things will come back and we'll make a decision down the road whether we make a payment on the reverse mortgage once we're in the black again or whether we just leave well enough alone. But, it's nice to have the added resource.

    I was disappointed in the professionalism of the way Liberty did things although I know rules have changed. They tried to do the right thing for me but they took way too long. I was a customer and I was just refinancing. I had things I had to get done in Florida and we had to do it down there. They gave me the package in Florida and I left that one over there because I go back and forth. New York is my primary residence and I need it over here. I should have brought it with me. I thought they could get me a copy of it quickly but it has been over a week now that I’m waiting for this. It went on for 50% longer than it should've.

    I went through every hoop that they asked for but I’m being blindsided. I can’t even refuse the contract because I don't have it. I‘m just not happy with it and I still don't know if I’m gonna even be happy with what the results are. The officer was good and supposedly, I’m supposed to be getting a good rate but I gotta see it in black and white. So, I’ll give them a call later and see what’s going on.

    I went online to find people who were providing the service that I was looking for. My niece chose one and told me about Liberty. I called them and although the application process was good and the rate was low, I didn’t like the end results. They took $52,000 of insurance and tax money out of the situation, which left me with $1,700 to do repairs on my house. Now, I need a roof.

    The underwriting took a long time because the person who owned the house took forever to give it to me. We started in August and I finally got done in February 22. Liberty was diligently trying to get me to close because they kept extending the process from one month to the next month but it wasn’t my fault nor theirs. I knew Liberty was gonna take some of the money but I didn’t know they were gonna take 22 years of it for insurance and taxes. It made me kinda miserable now because I need a roof. Also, the homeowner’s insurance was canceled because the roof needed to be replaced and I don’t have money to get it.

    When we were searching around and called a few companies, Liberty was the one most willing to work with us. The two loan officers we were in contact with were both willing to help with other aspects of the loan. They seemed to know their stuff and answered any question we had.     The process of obtaining my mortgage with Liberty wasn’t too bad, but they missed a few things that they didn’t even think of and it ran the money up. I had to get flood insurance, which they hadn’t even thought of. But I got it right away within a couple of days. Initially, I started to panic. I talked to my insurance company and they were giving me the flood insurance at three times what my house insurance was. And all I have is a stream running beside the house. I found out that they were quoting saltwater, which is way high. The application to underwriting took about three months because of the flood insurance.

    The loan officers called me at least once a week to see how it was going and if I had gotten the mailings they sent out. However, I got about four mailings of the same thing all the time, which was kinda odd. I think they were working with different deposits from different places. They don't know what the other one sent so they send you the whole package again. Although the rate and terms could be lower, all-in-all, it wasn’t that bad an experience. It just took a little longer than I thought it would.

He told me he didn’t have a license in Tennessee but somebody in the office did, so I stayed and worked with them all the way through. We started in December and closed in February.     My aunt had no money to pay for her healthcare and she owns her home, so the reverse mortgage was the only way I could get money. It was the best bet from what I gathered from my loan officer. The process in obtaining the mortgage with Liberty went smooth. It, however, took a lot longer than I was used to because of the reverse mortgage process. There was more involved because I was under a power-of-attorney as well. The application and underwriting process took around two and a half months. Some of it was also due to me living in Virginia and my aunt is in Maryland, so I was not able to obtain all the information as quickly as I wanted to. Nevertheless, I was always kept informed of everything step by step. So, it was good.

    If I ever had a question, either sent through an email or through a call, I was responded to right away. The loan officer was very responsive and he always made sure I understood everything because I’ve never done a reverse mortgage before. He walked me through everything, and everything that happened was exactly the way he stated. So, everything went well. I’m happy with the way it worked out.

    I had spoken with Ron about a year ago, and at the time, the numbers didn’t work. So he called me back and he told me that things had changed. He did a preliminary workup to see if things would work, and they were. So I decided to go with it. So far, we’ve closed and my financial situation is in a much better place than what it was before.

    The process took a little longer than a conventional mortgage because it was a reverse mortgage. Liberty had to do an appraisal of the house to find out what the property value was. There was also a period of seasoning because I had taken a refinance about a year prior, but they needed a 12 months’ worth of seasoning before they could do anything. So they had to wait for that to happen. The file was about two inches thick. But other than the paperwork and the timeline, it was fairly straightforward.

    I was in touch with my loan officer once a week. It was great because usually you have to chase people. It’s the first time I’ve ever done a reverse mortgage and there’s an age requirement. I’ve had some people give me some horror stories, but a lot of that has to do with people not adhering to the guidelines. Some of the guidelines are fairly simple because if you have a regular mortgage, you’re responsible for your homeowner’s insurance, your insurance, and your upkeep of the property. As far as reverse mortgage is concerned, it is strongly advised and probably more so than in a conventional mortgage because with the reverse mortgage, you’re not paying a monthly mortgage. So the lender is in a considerable disadvantage because if the properties gets ruined and you don’t keep it insured and upkept, then they’re gonna suffer a loss. So I understand why those things are strongly advised.

    I'm 100 years old and a World War II veteran. And what happens when you live to be 100 is that you have already spent all your savings, because you didn't count on being 100 years old. I ran out of money so I applied for a reverse mortgage. The application and underwriting took longer than I thought, but it was not the fault of Liberty. It was my fault. My house is 38 years old and they consider it an old house. They said that I should’ve gotten a new roof. My roof is the original roof and I had it repaired numerous times. They said that I would have difficulty getting homeowner's insurance because my roof is almost 40 years old. Liberty referred this roofer, who we hired and he went up there and made a survey and made some repairs. The roof had been accepted by Liberty.

    The loan officer's been very good to me. He has assisted me in getting a homeowner's insurance from an insurance broker. And he thinks that he can get a lower rate for me. So he's working for me. Right now the interest rates are very low. I just started receiving payments and I'm very pleased. I'm hopeful that I'll be able to live long enough to pay this money back.

    This is the second time I've been through reverse mortgage so it wasn’t all that bad, but it is. I've got three inches of paper when we get through. It is complicated but we got it done. The rate is really favorable. My loan officer did a good job. She was very efficient and handled it and kept it going however we had a problem. When we were closing, I noticed that they had charged me $425 for an appraisal fee for Barbara Bloomberg. I paid $400 as appraisal was done and we the front and back copy of the check from the bank, showing it’s from the bank and all that, and that it is paid. And I've called several times and left word to try to discuss it to find out why no one has talked to me about it. I didn’t call to find out but I paid and then the company paid the appraiser $425 at closing and charged me with it. So, I had paid it twice.

    What I wanted to do was take less money per month with the one that my mother had. And what happened was, they got bought out by PHH. So, I had to call PHH and I got connected with a gentleman named Chris. He was fine and he told me, “If you come over, I can save you a lot of money. I can get you a lower rate.” So, I went with the deal. Then, they had to have a guy from HUD come out twice for appraisals, and then they put me through the eye of a needle. We already did these things and it was ridiculous. Then they wanted to know why my mother’s signature did not look like the same. So, they wanted me to go down and have her write it 10 times. Her hands shakes. Sometimes, I have to hold it when she writes, so it is going to be different. They said, “How do we know it is her real signature?,” like I was forging it. I made about six trips to my mother’s house which is about 30 miles from me.

    The people there were friendly and extremely pleasant, the notary public was very nice, and our loan officer Yvette was helpful. But, whatever the policy there was, it was nothing like the old policy. It was a lot more intense than the other one that we had. It took a lot longer time to process and it was a lot more legwork. They asked for things the other one did not ask for, and the only thing they waived was the fee because it was within a year. Then even all the postage, they took it out of my mother’s account. Everything they sent to her was sent by overnight mail, and they did not care because they were taking it out of her money. And so, I was very disappointed with that.

    Overall, it saved my mother about $30,000 upfront. I was told they would, probably, give her at least 50,000. But, they were nickel-and-diming us for every little thing. The process took three months and we still have not got the first check that was supposed to be out in March. If I had known what it was going to be like, I would not have done it.

We’ll have a solution.” He did every time. You can’t offer more than that. It was excellent service and on-time at the time you ask for it.     I took my sweet time in getting the lending process done. The whole application and underwriting process under 45 days. The signing was perfect. When I started the process, I didn't like the rate and term too much. And by the time I got down to really getting serious, the rate and term were better.     Everybody at Liberty was friendly at all times. They treated us very nicely and were very helpful. We knew we had some credit problems, but when we explained to Liberty what had happened, they cooled everything up and said that everything looked okay. And that although we had some bad credit, they could get by with that. But in the end, they ended up saying that the credit wasn't good enough. And by the time we ended up signing the papers, we were in the loan so deep that we couldn't say no because we were clear out of money.

    In the beginning, they were gonna loan us more money and then they put most of it in the escrow because they said my husband had paid the taxes late. He just paid it the way we thought we were allowed to pay it because, on our bills, you can pay them by the month, not by the year. We're very upset that we had to put all that money in the escrow and are only were allowed to get $5,000, which is not going to last us to pay our bills. Liberty is a good company, but we were very disappointed in the end.

    Liberty Home Equity's membership in some of the professional organizations gave them credibility and so we used them. The loan officer stayed on top of our case. It wasn’t like I was some number and he knew our details. He reacted appropriately to changing situations. My wife and I liked him. The loan process was good. We didn’t deal with someone from California. But they hired people locally and a notary public to come to the house and both of them worked out well. We kinda liked the first one better than the second one, but it wasn’t a big deal. Doing it online was a little more nerve-racking than having the confidence of somebody sitting in front of you.

    We had a bit of trouble with the appraisal and Richard said it was just a random call. It felt less than random, but we ended up going through three appraisals. It got a little expensive and redundant. He blamed it on us, but I thought it was his own fault. The appraisal situation got a little ugly because we had to get a second one as required by FHA which I didn’t understand why. Part of the appraisal disappointment was that we had one shot at it for the rest of our lives. We got slided by $5,000 and we never thought it was a big deal but they thought it was.

    The Liberty rep didn’t bug me like the other company did. He talked to me on the phone and gave me all the ups and downs about it. I then thought about it and he sent me some papers. I thought that I didn't wanna do it” and thought about it some more. Then I decided to do it and I did. Liberty answered every question that I had and I've been very pleased with the whole process. We finalized on the first part of January and started about six weeks before that. I'm very satisfied with everyone I've talked with. However, the rates and terms could have been lower, but you pay what you have to pay. Working with them has given me a lot of satisfaction. I haven’t had the money that long, but it has come in handy. I’m on a very limited income monthly and there were some things that I wanted to do with my home but couldn’t do it with my income.

    I had my reverse mortgage for three years and liked it. It accomplished what I wanted but still needed a little more cash. They had my home appraised at a little over 400,000, which was way too low. I told them that when they appraised my house, they missed so much. I've got paving, a wide paved street comes clearly in, and it goes clear around my house to the bottom where I've got a finished walkout basement. They didn't include the sprinkler system that goes around the whole acre and a half. I've also got forty trees in the property.

    Liberty said they would do an appraisal on it, which came in at around 590,000. I was able to get substantially more money. I'm 85 years old and my wife would be 85 the day after tomorrow. $1,500 from social security is all I make a month. When I retired in 2015, I was running out of money. I was also helping family members who were on a brink of bankruptcy, which was why I had to borrow on my home. Liberty kept calling, sent letters, and emails, which was why I decided to go with them.

    A month after I started talking to Liberty, I was getting a little frustrated. I finally told the rep that if they can't start something and pursue it, just quit everything and I'd just stay with the company that I had. Then Liberty called in and pushed things along. And within two weeks, they had the process in motion. But they should check on the value of the home and determine who's going to pay those expenses.

    Some of these mortgage companies that called me wanted me to pay for everything. They wanted me to pay for a notary to come out and talk to me. I said that I didn't have the cash and that I was not gonna pay any of those fees. Liberty should be upfront with people and say that what people are required to pay and what they'll pay and put it on your mortgage. However, I appreciated the reps I dealt with. They were very courteous, respectful, and told me to call them anytime I had a question for them. I'm satisfied with Liberty Homes.

    I’m 100% satisfied with them all the way through. I applied with a company prior to them. Liberty was the fourth company I talked to. Two of them I just talked to and then we did nothing. I filled the full application and I pulled away from both of those because they were horrible. But when I went to Liberty, it was 100% professional and they were 100% on top of everything. I had no reservations. I would even refer them to a friend. I told a couple of my friends about Liberty. I’m 70 years old and we’re all kind of at that dilemma where our houses are too big for us so we wanna scale down. I'm in Sacramento and I have to deal with local people. They quoted me 3.5% with a PMI on top of it. I was a licensed real estate agent for 28 years so I understood the points upfront and the PMI. I had to pay upfront.

    The hardest thing I had to get done is waiting for the guy and the counselor to call back. It took me 10 days to get one of them to even call me back. The guy was belligerent on the other end. That was the only part that I was unhappy with, which had nothing to do with Liberty at all. Once I got past that, it was all the way through. The appraiser was wonderful. Everything was wonderful. They stayed in contact with me. I didn’t have to call them and bug them. I started just before Thanksgiving because of that holdup trying to get the counselor. Finally, he was in Florida and he was telling me all this stuff that doesn’t apply to California. So that was the only thing I had the glitch, and after that, it went 100% all the way through.

    Liberty had a lower initial buy-in rate. They answered all the questions I had, and I took my time. It took me three or four months to decide to do it, and it was a pleasant experience. The application process was way too much, but it was thorough, and that was the way it should be. The only problem I had is when it was time to sign the documents, there were like 200 pages. We bought new homes before and you go down to the title company and they explain what each page is. When we were signing the pages, the lady was nice. She was only a notary, so she wouldn't know what we were signing. It would have been better to sit with somebody who knew what we were saying. If I had any questions at that time, I could ask them.

    Other than that, the loan officer, Randall, answered all my questions. And I had a lot of them over a three to four-month period. I probably asked him 100 questions. Liberty really seemed honest. The rates were a little bit higher because I took the lower price of getting in. It is like a $10,000 difference. But working with them has given me the peace of mind that in case something major comes up, I would be able to get funds.

    Liberty misled me on what I had to fix on my house. When the guy came over and okayed everything on the house, he said a lot of this stuff was Mickey Mouse and didn’t have to even be done. They didn’t tell me this was gonna happen. They let me sign the papers and then I found out accidentally that they were holding $1,475 from my account. So they lied to me. And then when I found out, they were calling me and I was getting emails and being transferred to a manager, and the manager didn’t call me back. It’s now in the hands of the bank people, and I was able to get good information out of them to find out what’s really going on. So I'm okay right now, but I even turned in a complaint to HUD because they misled me and didn’t give me all the information before I signed. They said everything was good to go but it wasn’t good to go.

    You would expect on a deal like this to get screwed a little bit, and I did get screwed a little bit. It cost me $350 to fix up my house for stuff that didn’t need fixing, and I had to fix stuff that I was in the process of fixing to satisfy them because they didn’t tell me the rules ahead of time. So, as far as I'm concerned, they owe me $350 for all the work I did for nothing. All they wanted to do was sell me the policy. I got the reverse mortgage to get a higher interest rate on the money that’s in my house. I wanted to take my money and go to Las Vegas and blow it. And I lost the whole worth. Another thing is that Liberty told me 2.9% on my money. I could not find out what that percentage is because the bank doesn’t give percentages like that. So that's another thing they didn’t tell me about.

    It took from August until January before the mortgage was finally all set and done. It was quite a while and one reason was the paperwork that was requested. One thing I had to have done was changing the property over from a real property to another type of property tax. So that took a little longer because I had to process the paperwork through the DMV to get it approved. Plus as time went on, it seemed like there was something else Liberty needed to continue on with the process. I hope that they can get all the information you need in advance and have it all listed so there wouldn’t be a long delay as to getting it all accomplished.

    But that’s the only issue I had with them. It was fine working with the officer and although the interest rate is gonna be expensive over the long term, that was to be expected. I needed funds to have some things taken care of but I am the only survivor of my household now. I’m a widow and I’m on a fixed income. So I needed the extra income and so far, I’ve gotten one payout.

    My wife and I have been married for 55 years now, and we have no children. We basically have no heirs.     The application itself was not too difficult. It was a lengthy process, but that was because my wife and I took two two-week vacations in the middle of it. We started it late in October, and then we were gone for two weeks at the beginning of November. And then by the time we got back, we finally got them asking questions and digging like they have to do. We left for a vacation around December 23rd for two more weeks, and we got back in January. We were connected through email but they couldn’t mail us anything because we were in Mexico.

    The people we worked with were really good. Margaret was very helpful. She bent over backwards because of our situation. And then we had to get their choice of people to come out here and do a home assessment. However, the first one came at 5 o’clock at night and it was dark already. He came in and he just wanted to get home, so he didn’t do much of a thing. And apparently, it got rejected. So, then, the second person came, and she was very thorough. She did a very good job. And after that, everything just clicked. We got reasonable rate and terms, and they're as I expected.

    I had done a little study on a reverse mortgage and that was the only way that I could get the equity out of my home without selling it. But then you gotta live somewhere and you'd end up into an apartment with a rent or buying another house and in the same position. And we're retired. We've got some savings, but we wanna do some other things like put on a deck and maybe take a cruise and buy a car. And so, we saw that as the avenue we could do those things.

    Getting the reverse mortgage from Liberty Home was fine. The overall process didn't take a long time. May did a fantastic job for us. She's kind. And she would do any research I asked for, or for questions, she would do research if she didn't know the answer. Most of the time, she knew the answer off the top of her head. A time or two, she would get back within the same day or a day or two later. I'm totally impressed with her. She was a very sweet lady.

    The rates and terms are great. I've been totally satisfied. I checked for three other companies out. And Liberty and specially May did the best job, and she was the most courteous. When I needed copies of something, they were there immediately through text or through an email. Nobody else from the other companies seemed to take that kind of attitude. In fact, I did one through AAG, but the gentleman there was a lot of sales pressure. I'm 76 years old, and I never liked sales pressure. And he kind of pushed me. I like to make up my own mind.

    I looked at Consumer Affairs and I did go to reviews on Liberty and looked at quite a few and other companies too. I took quite a bit of time before I finally signed. I wasn't in under a lot of pressure to sign because we have a little bit of savings and I just wanted to be really smart for the future. I haven't taken any money out and don't plan to take any money out of the reverse mortgage for a couple of years. And so, we just wanna let the line of credit build up and then start using it then.

    I had the house paid for, but my income had been cut. My brother was living with me because he’s disabled, and then he eventually had assisted living, and he’s helping me with half of the household expenses. It wasn’t that I didn’t have any assets but that I just had no monthly income. I wasn’t really able to keep up well with my bills. I could do it but it was not easy. So, I decided that a home equity loan would have demanded monthly payments, which I couldn’t afford. And the only way to get some money out of this asset was to get a reverse mortgage. So, I did and went with Liberty Home Equity Solutions.

    They made their application process easy. They found somebody here locally that would assist me in filling out the paperwork. So, it was a painless process. However, they could improve on dealing with too many people, because it got confusing. I started with Eric and then he had another gal call me every once in a while. And then there was another one, and there were people that did the counseling. So, dealing with too many different people was my biggest complaint. The whole process was quick though. It took about a month. I didn’t really expect it to be that fast, but it was good. Liberty is not a cheap way to borrow money but everything was explained well, and I did totally understand what I’m getting into.

    I don’t recommend reverse mortgage to everybody because there are people that don’t understand. In fact, I have friends that tried to warn me against this because they’ve had friends that have done it, and it turned out disastrous. But I know what they did. All they heard was, “We give you free money. You don’t have to make any monthly payments, you could use the money for whatever you want. It’s tax-free.” So, they mortgaged their house back up to the hill and were left with not a very satisfactory situation when they tried to sell. But I didn’t need that much money, so I knew. I was careful with what I am gonna take out of it, so I don’t get myself in that situation. But as far as Liberty and the way they treated me, I was very happy with them. Everything went well with them.

    The HUD and a lot of lawyers are not familiar with some type of reverse mortgages to purchase a new house. If you go to HUD, you don’t have any clue and there’s nothing on their website about using the reverse mortgage for a purchase. A lot of people refuse to take it because they didn’t know anything about it. This is what happened to me. I have to go through a regular mortgage. I bought my house and after that, I went for a reverse mortgage because I couldn’t go to a reverse mortgage to start with. It’s a shame because a lot of old people can use the reverse mortgage process to buy a new house.

    I started thinking about the reverse mortgage two years ago and I talked to Liberty Home Equity Solutions. They kept in touch with me, once in a while, till I decided to go with the deal. Their rep is very friendly. Every time I left him a message, he'd get back to me immediately. Every time I asked for information, I get it immediately. He was really good. The process for the reverse mortgage was very simple. We talked about it and then I get the appraiser for the house and the process was so fast. Everyone thought it might take a couple of months, but it didn’t. It was about a month shorter with them.

    My experience with Liberty Home Equity Solutions was great. There was a little bit of complication, but overall, it was good. Liberty had a good reputation and I got a really terrific lady that worked with me, Joanne. She was really excellent at her job. I had some doubts, but she made me feel comfortable when I went through with the reverse mortgage. She explained everything. She has a very winning personality. She'd put me at ease and she’d tell me every little thing that’s gonna happen in every step. She told me at the beginning that with all of her loans, she had never had a loan turned down. So, she reassured me on every step and that made my experience a lot better.

    At the processing department, I wound up with a young lady and we butted heads a couple times because of the attitude she had. She was very dry and she didn’t like correction whenever I’d pointed it out to her. Nonetheless, we got done with the whole process in September 24th. What hung us up until December 23rd was the appraiser that came out to look at the house on November 1st. Something about a license. She got them done, but she had to get them updated. She didn’t know that she was supposed to know and that took almost a month in the processing.

    The very last thing that blew me away, my house was paid for, and I didn’t need to carry fraud insurance on it. But a week before it was supposed to close, I was told that I got to have flood insurance. But my house never flooded in 23 years, same with the people that had it before that. So, that dragged it down a bit, almost dropped it, and I went ahead and got the flood insurance on the agent that the other house insurance is covered with. What really dragged it on was the appraiser not having all her ducks in a row. Otherwise, we probably would have closed. But once everything was done, they sent the lady out to do the signing with us. When we closed, she said, "We’re gonna set you up before the 22nd. It’ll be funded and we’ll have it done.” And they did. If it wasn’t for the appraiser, it would have definitely went a lot faster.

    The rates and terms were very good. I’m happy with it. I had a really good experience, except for dealing with the young girl. But with Joanne, she was terrific. I tried with AAG, and didn’t care for them at all. Liberty goes much all out, especially if you get Joanna. She makes sure that everything is done and that her loans go through. She works hard to get her job done. I would advise anybody to use Liberty. I've read some negative reviews and I was about ready to quit when the last straw was with the flooded insurance. And then, she called me up and she said, “I’m so sorry. I didn’t know anything about this.” She was mad that they waited last minute. And I was aggravated, and I went ahead and did it. If it wasn’t for that, everything would have been real smooth. Other than that, Liberty is decent. From what I read, most people have had really great experience with them.

    My husband and I had talked about doing a reverse mortgage for some time. Our house was paid off and we were struggling. My husband is in his late 70s and really wants to retire. We did some dumping through our life, got ourselves into some debt. So we got ourselves into trouble and we needed a way out of that little bind that we were in and might looking at him semi-retiring here pretty soon. Getting a reverse mortgage was a road for us to take. I went online and looked and went to a couple of websites. Liberty Home Equity Solutions was the only one that I filled out with my phone number and age and they called right back. A man by the name of Mike called and was very personable and was on the up and up.

    We knew when going in that there was gonna be a lot of paperwork. I had initially talked to two people from Liberty, and then other people started to come into the picture. Then somebody else came into the picture. Then, the little lady that was going to be the notary came into the picture and then she left and I got a phone call from another man saying he was so and so from such and such. I did not like so many fingers in the pie because a red flag went up when a young man called me. He called and had a lot of information about us and I never heard from him. I didn't know who he was nor who the company was and I got a little freaked out.

    People that are our age, all we have is our house and we don't wanna make a mistake when doing something like this. And that ran through our minds. I did place the call to a lady by the name of Yvette who was the person who was working with us along with Mike. Mike got out of the picture when she stepped in. In the meantime, I had called my husband and he ran the company at work and knew it was under the umbrella of Liberty. He said that I didn't have to worry. Then Yvette called and said, "No, you don't need to worry."

    HUD requires that any outstanding money that's owed has to be paid. Liberty wanted to pay them before they'd release the funds. Well, we had already paid the house taxes in full, so we didn't have to worry about that. But Liberty wanted to pay the homeowners association and they wanted me to give them a figure so they could do the payout, which I wasn't comfortable with. Where we live, the association is persnickety and if you don't pay, they come after you. I didn't want anything to get crossed up with our homeowners' association 'cause we've never been late on the payment ever. So I told their rep that we had not received our booklets for 2020 and I couldn't give them a figure. The rep said that they can get figures from last year and use them, but I said that it wouldn't be accurate and there would be other money owed.

    Liberty held out $491 to pay for the association fees, which wouldn't have been enough but I didn't like that interference. I didn't want anybody else paying my bills. I was very uncomfortable with that. Liberty dragged their feet. It took a week to get ahold of somebody from Liberty and I left messages as to why I was calling. When I finally got ahold of somebody to talk to, it was like pulling teeth.

    If somebody leaves you a message on your recorder, you call them back. Whether you have an answer for them or not, you call them back so they know that the message was received. That fell through the loops here with Liberty. I didn't get callbacks. I needed some answers and I wasn't getting them. They need to do some work on their communication skills. But once you got them on the phone, there were no problems talking to them

    Finally, I just told my husband that I'd be paying the association fees as soon as the booklets come. I called our homeowners association to find out had they been paid but no, they hadn't. A day or two after I called the homeowners and found out that they hadn't been paid, I received all three of my booklets in the mail. I decided to call my homeowners that next day to find out had any money been given to them and they said nobody has paid any of them. I told them that I didn't want anybody else to pay it and I would bee sending them a check. I paid off three association fees and it was a done deal. We did get a refund from Liberty.

    On the whole, Liberty did a good job. It's slews and slews of paperwork and trying to keep track of what you have to have. So anybody going into a reverse mortgage should be forewarned that this a drawn-out process. There's lots of paperwork, lots of stuff you have to get, bank statements and homeowners association statements and all of those kinds of things they need to have if you're going to do this. So if you're not into that, then this isn't for you.

    We went for a reverse mortgage because my wife and I both retired so we wanted to get away from a mortgage payment. There were limited amount of companies that do reverse mortgages, and I called three of them, and the gentleman that was helping me from Liberty seemed to be knowledgeable and also a nice guy on the phone. So I chose them. The rate and the terms were good which was one of the reasons that I went with them, and my real estate agent said it was a very nice deal.

    But it turned out to be a nightmare once the application got so far and it went into processing. I would never recommend them. It started out by them making a mistake of sending the information to HUD. And instead of sending HUD the address of the new location, they sent HUD my old address which I was moving from. Once that happened it screwed everything up and they had to wait three days to cancel that order. And then after that, they had to reinstate everything and after that point, they lied to me on a daily basis. We were supposed to have a 30-day escrow and it wound up being a 45, and they could care less about where I had to live. They tried to cover their tracks and blaming everybody but themselves.

    My real estate agent and I talked to two or three different people on a daily basis. It even got to the point where after that mistake, and we went and signed our escrow papers, and my wife and I went to our bank and funded the loan, did our part, to deposit, and we were supposed to move in on a Friday morning, and on the Thursday afternoon and at 5 o’clock or 5:15, my agent called me and said that Liberty had not funded the loan. And I was supposed to move in at 9 o’clock the next morning.

    We took care of the delay because they accused the escrow company of having us signed the wrong papers. And then, the escrow company got back to them and said, “Look at it. We only signed whatever you sent me.” I was totally in shock. I was fortunate that I was actually living with friends of ours that were in the general area because I had two weeks. I also spent a couple of days to my sister’s and a couple of days to my sister-in-law. We had no hotel room, we were living out of a suitcase and all of our stuff was packed. I had to call the movers four times to reschedule our move-in date. And that wound up costing me $175 plus a hotel room for $200 because of their screw up.

    I called AIG and they did not wanna handle me. I was kinda disappointed because Tom Selleck talked so much about reverse mortgages. I looked on the internet and I found Liberty. I called and I got Christine. She had such a bubbly personality. She went through everything and explained everything. I told her my wife had some credit problems and she said that was not a problem. She didn't have to be on it. We hit a couple of hiccups and she asked me to explain what they were and I did. She was so uplifting and encouraging. Every time was just so great. Her personality couldn't have been much better than what it was. Lea was the same way. Everything was just so great. If it was any better, I would've had taken a pill to relax myself.     I needed something for my mom and I heard about Liberty on television. I tried AAG and they were a pain in the rear, so I tried Liberty. At the start, they were really easy to work with but after that, they got to be real bad too. Since I have power of attorney and my mom also resigned from the trust, I was the one who signed contracts for the trust and I could do anything with the trust. Liberty kept on asking and said, “I need this.” So, I gave it to them. Then I get back to them and they said, “Oh, you need to get this now.” They already had the trust but then they waited days and days until the end of the thing to tell me that they need my brother's death certificate. And I never got the money.

    They should know what I was gonna need since I’m not the only one that was in this type of situation and they probably have done this a hundred times. When I bought my house, it was a completely different story. When I got the loan for my personal house, they wanted to know where the money was coming from. I said it came from my business. They wanted to know that and I understand that. But this one is basically a reverse mortgage and there’s no money coming from anywhere. So, they should issue these straight, cut-and-dry, “This is what you need. This is what you need. This, this, this.” They shouldn’t, after I get one, say, “Oh, now, we need this. Now, we need this.” That was what they kept on doing.

    As far as the representative, Kurt was fantastic. He was the one I talked to but once it got past him into the other areas, they were really bad. Kurt also said they owed us $500 because it took so long, but I never got that either. I started in June and just closed last month, beginning of the month. They just kept on wanting more and more and more. Once it left Kurt's hands and went to where they were cutting docs and doing things, that’s where it got to be a pain. The left didn’t know what the right was doing. Liberty should give calls back too.

    Reverse mortgage seemed like the right thing to do. I have a manufactured home and Liberty was the only one that would talk to me. The rate was good, as well as the application process. They had a lot of people that were working on it, so we got it done. The whole process took couple of months.     My son initiated everything for me. He looked for a good reverse mortgage company and Liberty Home Equity Solutions, Inc.came highly recommended from what he could find on the internet. My house has been paid for and I have resisted doing reverse mortgage because I would lose ownership of my house. But I retired from work to take care of my elderly parents so they wouldn’t have to go into a nursing home. And so, I lived on social security while I took care of them in their own home, and it turned into a struggle. Going back to work at the age of 73 really didn't appeal to me that much. I worked since I was 15 years old, and so I didn't wanna go out and look for a job. I lived paycheck to paycheck because I hadn't had a really good quality of life. It was out the window while I was taking care of my family, and I don’t regret doing that. But I’m not gonna do that again. So, that reverse mortgage was just to supplement my income.

    The application process was very easy and very simple. Michael, my loan officer, was excellent at explaining to me anything that I needed to know. I dealt with another gentleman, Richard, but Michael was the one that really took care of business for me. They were both great, but I dealt with Michael for the most part and even post-loan. The whole process from the time I started to the time I closed on it took three months. When I switched from Michael to Richard, there might’ve been an issue as far as the information transfer. What one understood to be the case, the other one didn't. So, we did a last-minute change on the paperwork the day of the closing, but that didn't stop the closing. Because it was so close to the end of the year and because they had my real estate taxes down as a lien for it, they were paying them. I talked to the Tulsa County and I didn’t know that they were paid on time because they closed my loan on the 26th.

    So, that was a concern of mine because when I first paid my house off, it never occurred to me until a year later. And my brother said something about paying my parents’ property taxes. That was when I realized that I didn't have the house payment anymore, but I should’ve been squaring money away for property taxes. So, I was about 40 days late on it that year, paying and the mortgage company wanted to know why. And because I was dealing with my father’s death and I was clueless that I even owed anything, so that was the reason we worked that out.

    Now that I’ve signed this and done this, would it show up as late payment again and I’m gonna look responsible for that? So, I did make several calls about that. Michael is the one that called me back about it and he was also going to check on it a week ago because I did call whoever was handling that. They said, “Ma’am, we don’t even have your loan yet.” And because they told me they were paying them, it’s like I got a raise. And so, I didn't have the money then on the 26th to go ahead and pay them.

    That was just a little hassle, but they were bending over backwards to help me and I appreciated that very much. The closing time, it just fell that way. I don’t know that I would totally put that on Liberty because it was so close to the due date. Working with Liberty impacted my life very well. It has put me back into a position to not live paycheck to paycheck and that is priceless for me. Going through the little class that you needed to take for reverse mortgage, that was very easy. They made the application and closing very easy. Everyone came to me. So, if there were delays for the closing that pushed it so close to the end of the year, I would take more responsibility for the date than Liberty because they were really trying to get it taken care of as quickly as they could. I’m sure they wanted to close things out by the end of the year too. So, they made the process extremely easy easy for me.

    I wanted to make money available. Also, we live in Arizona in a suburb of Phoenix and it gets hot in the summer. We're looking to establish a summer place up in Northwest Washington. I shopped around some and talked to some friends that had approached the same subject, and I picked Liberty. I have some money management experience but it was a little more difficult than I thought. It was the underwriting influence or involvement with it that made it difficult. I have a son who is an assistant director with USAA in the underwriting department. He is responsible for establishing underwriting standards and all of the IT work that goes along with that.

    I can joke with some personal knowledge about what underwriting is and how they behave. An example is they asked for identification and they wanted to have both my wife and my driver's license along with the social security cards. I'm kind of a geeky guy, so I don't have any trouble. I can scan then attach them to the email. All that stuff is very easy for me to do. But an underwriting feedback on that request was that the signatures on my driver's license and social security card did not match. When I explained why, they went, "Oops. Uh."

    I'm 75 years old. The driver's license signature was done a year or more or so ago so that we could upgrade it to the standards for airline travel with the little gold star up in the corner. It has a brand-new signature on it. On the other hand, I signed my social security card when I was 12 years old. Whose signature is gonna match between 12 and 74?

    There were a couple of other things that came from underwriting that just delayed things. I would submit whatever was requested and the underwriting looks at it, how many ever days it takes for them to get to it and I understand. Everybody's got a workload and you can't respond to everything instantly. And it takes time to get back to the person who is doing the coordination who then gets back to me. Sometimes a week can go by and nothing is being accomplished until that gets answered.

    Also, my wife and I have a revocable family trust. That's how we manage our estate. The trust was brand new and was created by qualified attorneys in a legal office in Arizona that specializes in that. But the underwriters objected that the trust that was submitted was not notarized, so it was not acceptable. These underwriters are in some place in Liberty's organization, but they are not in Arizona. Arizona does not require that a revocable family trust be notarized. There is no legal requirement for it here and that is where the property is. That's where we live and where all of our history is. The underwriting people were ignorant of the applicable law and it delayed the processing until we got that straightened out. I straightened that out by revoking it. Now, we don't have an issue with the trust. As soon as everything got done, I put it back in place. It was just a couple of other minor things but it took months to get this done.

    I understand that a reverse mortgage has an entirely different set of rules on how it can be accomplished because of the law that allows it to start and to happen at all. But I did investment real estate for years and I have experience with mortgages. Also, there's my son's involvement with that kind of thing on a national basis. The positive parts with Liberty, though, were the two people who coordinated this out of Liberty's office in a suburb of Sacramento. They were fabulous in regard to their personality. Once we needed to talk, either exchange emails or talk on the phone, the service and their response were very good. But, with the underwriting thing, their hands were tied.

    Another thing is, I'm really in touch with everything that I do. The requirements for the counseling was fabulous. I couldn't endorse that part of the process more, only because I have friends who aren't in touch with reality and I have seen things where, "Well, mom and dad, they got a few hundred thousand dollars in equity in the house and we're the kids and let's see if we can't do something to get the money." And the parents don't understand that the kids are gonna rip them off. That's absolutely the reason for the counseling. I couldn't support that aspect of it before. That happened very quickly and the person who did that was truly a professional and I understand that they go through training and they have to behave and perform at certain really tough standards.

    I also haven't yet received all of the documentation that I thought I should, particularly, something that I'm gonna call an account statement and a contact method. I understand the rules that there are only a certain portion of the reverse mortgage that are available the first year. We did make a draw on that because we had some needs for it. But the balance of it is due in the second year and that remains in the credit line. It stays there and earns somewhat of a return like a savings account. I feel like I don't have all the documentation that's official that explains all of that.

    I'm widowed and I have no children left. Right now, with what I've got for Social Security and a tiny little pension, I was having trouble making it month to month, so doing a reverse mortgage was the decision for me. Years ago, I called up. I got all the information. I started getting the magazine and I was paging through there when I saw Liberty. They had quoted a couple of people and they said they check people quite thoroughly before they have them on their ads in there. I called up and I got a person by the name of Christine and she was wonderful. I was very satisfied with the way that everything was handled and the amount of time they took with me to explain everything. It was excellent.

    Christine was very easy to talk to. She explained to me several times at different times. I didn't do this all in a month. This was a longer process. She took a lot of time and explained to me a lot about how it worked and what to look for in doing it. She was very nice and I felt like I picked up a rapport with her. And then, the person that I got myself connected with where I have to go through the contract for learning all that, he was wonderful too. Christine took the time to make a three-way call with him and we discussed what I should be doing. I feel that she went out of her way to really be helpful. She was knowledgeable and everything. I was very impressed with her. I even thanked her for putting up with me. Being alone, I had to make these decisions on my own.

    Liberty will make a big difference because I need to have work done on my house and this is now gonna give me the money to build things that I need to be taken care of, and maybe get hooked back up with my internet and all that which I had given up because there was no way I could afford them. I need a new recliner and a new mattress too. The money is just gonna make things much easier for me.

    I was on Facebook and I was in a mild panic when I was realizing that if I didn’t do something really quick, I was gonna be getting to be very good friends with my car very shortly. I couldn’t take and pack everything I own in my car with that. I just got done sending a message to my stepdaughter and I was scrolling down Facebook. I saw this blurb on there that I had seen several times before about how, especially seniors, were able to take and get this and this, all because of doing a reverse mortgage and essentially getting rid of their mortgage payment.

    I clicked on the “Click here to learn more information” button and I read about it. I said I was gonna go ahead. I don’t have anything to lose essentially. It had one of these short questionnaires to fill out. I filled it out and clicked "send". I did this about 8 o’clock in the morning, Mountain Time. Within about 10, 15 seconds, I got a call from Randy from Liberty Equity out in Sacramento, California. I kinda chuckled when I answered the phone and I don’t even know why I answered it because usually when I get these type of phone calls, I just look at it and if it’s not a number I recognize, I essentially, in my mind, tell them to go get bent and just not even answer it.

    But I did answer it and we talked. I told Randy what my situation was and that my credit was lousy. In 2006, 2007 my late wife and I had lost our house because we got caught up in that mortgage fiasco. I told him that I didn't trust mortgage companies at all any further than I can throw them upwind in a hurricane. Also, I inherited a house when my dad passed away in 2018. I've been living there since 2008. I checked with that mortgage company that held the mortgage about a reverse mortgage or a refinance. They said that because my name was not on the loan, I would not be able to do that kind of stuff unless I actually apply for the loan and so on. That was my understanding. I said that was not a problem and I went on my merry way with that.

    But I didn’t have anything to lose and Randy asked for a little bit more information. I gave him the information that he was asking about and he told me that he was gonna talk to his underwriters and to give him a couple of hours. He said it was not gonna hurt so I said okay. Within two hours, he called me back and told me that the underwriters had said to go ahead. After picking myself up off the floor, I said, “Okay,” and that was what started it all. He called me back several times just to make sure I had gotten things that he said that I needed to do and the paperwork that he had. He was very supportive all the way.

    Liberty couldn't have done anything better with the fact that everything was handled, they were very polite, they were very professional, they were very supportive, and they weren’t condemning of the fact that I had lost my house. In fact, they said that I wasn’t the only one. It was in 2019 when I was doing this and it was in 2006, 2007 that my wife and I lost the house. That shouldn’t really affect anything too much.

    Basically, they made sure that I had what I needed. They gave me all the stepping blocks and stuff like that. They were right there the entire time. It wasn’t one of these things, “Don’t call me. I’ll call you.” Both Randy and Peggy were calling me all the time to make sure that I knew where things stood and that kind of stuff. They didn’t leave me hanging.

    People should not be embarrassed about it if they find themselves in a situation like I did. They should not hesitate in taking and seeking out a reverse mortgage. If for nothing else, they can help and get rid of a doggone mortgage payment that was bothering them. My mom and my dad went through a reverse mortgage years ago. My dad kinda chuckled when he said they were taking and spending his kids’ inheritance. But they have lived in a house for something like 35, 40 years and they were getting up there at that age.

    My dad didn’t want something to happen to him and have mom be left with a mortgage payment right off the bat. He said he’s not gonna totally erase it for mom. But if something were to happen to him, it would give everybody enough time to get mom settled in someplace then put the house up for sale, so that it wouldn’t have to be something where we’re scrambling around right away to get it taken care of.

    That’s when mom and the rest of us found out that when dad took out and refinanced the house a number of years ago, he did it without having the extra cost of having death insurance, to where when he died, that the house would be totally paid off. He said he couldn’t afford to take and have that extra cost on the monthly mortgage with that. It wasn’t totally something alien to me because having seen my dad go through it.

    I found a couple of reverse mortgage lenders online and I chatted them up, and Liberty's gal was more responsive. She chased me down. She seemed more interested in my loan, and so I went with Liberty for that reason. She did a good job. The process of getting the mortgage seemed out of the ordinary. I've never done a reverse mortgage and I've done several mortgages many times in the past. It just seemed like there was an exhaustive amount of information that was required which we complied with, and maybe that's just the way that it has to be. There were some hiccups in the system. Apparently, there were some more stringent guidelines so to speak on amounts lent and probably other things that might be just a matter of government control.

    The woman that I worked with was responsive, and Jared, her supervisor, was very helpful. I would give them both As. They were both creative and thoughtful. I would tell people that a reverse mortgage was a lot more exhaustive than they might think. Expect it to be even longer than a regular mortgage process. Just from what I heard about reverse mortgages, I thought it was like rolling off a log. And I got excellent credit, and I thought it would be like a two or three-day process, and it ended up being over a month. But I don't blame the people I dealt with. I know that they were constricted by whatever they had to do.

    Liberty gave me a better rate. I had one before that had a little bit higher rate. The person I worked with was May. She was very knowledgeable and very friendly and told me all the facts. Overall, Liberty was very professional and handled everything.

    Liberty was more honest than the other companies. But now that I’ve gotten through the process, I wouldn’t say that either. They’re very hard to get a hold of, being because they’re in California and I’m in Pennsylvania. Also, it takes forever for them to call you back. I went through two companies before I went to them, and they ask for all kinds of information, which other companies don’t. I know they check credit reports. But they went back. It was with my social security number, like a background check over 16 years, which I didn’t agree to. They came up with a judgment on me, not on any property, and they’re 16 years old. I found that that was paid. But if I didn’t have the paperwork, it would have been a nightmare. So that was bad.

    The process was very difficult with them. I signed documents on the 17th, but I started out with them back in September. It took a long while because they couldn’t get back to the people. It took them forever to get an appraiser here. Their appraisers on all of the companies lowball you. They don’t give you what your house is worth. I filed a complaint because I couldn’t get a hold of anybody, and they never answered the complaint. So then we closed.

    I signed the papers with the closing officer. On the 20th, the right of rescission ended, and I didn’t get a direct deposit til that Monday. It was an equity line of credit and I wanted to withdraw some money because I wanted to go on vacation. I had no idea where I was gonna withdraw this money that I have in an account. To this day, I still do not have information. I had to call Liberty the other day to find out what was going on here.

    I had no idea they sold my mortgage to this other company that really didn’t know what was going on. They had sold my mortgage to a PHH person. They gave me the number to call PHH. They were looking at my account by my loan number, which they didn’t have from the other company. They had made a new one. So that was a hassle to figure out where I was. They sent me out a welcome letter weeks ago, which I still haven’t gotten. Liberty never sent them my voided check so I can have the direct deposit. So now I have to wait over 15 days to get a check in the mail from them. It’s a terrible experience.

    I did the reverse mortgage so I could get my property taxes and my insurance paid. But in the spring, I’m gonna put my house back on the market and pay off Liberty or PHH. I’m not really sure what it is now. They’re inept. This is your home but they totally disregard everything. Their first two appraisals came in the exact same amount, and they were five months apart. The second guy told me I had structural problems in my house. But my house is totally remodeled, and no one has ever told me I had structural problems. This guy took a picture of a post, and he said the structural issue was a beam. So they wanted me to hire an engineer. An engineer coming in and walking in your home would be $1,200. I reported that appraisal to Harrisburg, and that guy is being disbarred.

    Liberty gave me ten more thousand for my house. The comparables were off. The guy at Liberty started fighting with me when I told him that. He didn’t use good comparables. I had a real estate agent send me comparables, which I sent to them. And the guy from Liberty didn’t wanna hear anything. He said, “Do you want this loan or don’t you?” He was really pushy. Overall, some things were okay, but other things were horrible.

    My retirement plan did not work out ‘cause there was not enough money to go around that I hoped there would be so I looked for a reverse mortgage. I spoke to several different companies. One gentleman wasn’t truthful and that bothered me. The other gentleman called me back two or three weeks after I made the initial phone call. And that left Liberty. I spoke to Elizabeth and she was very helpful from the get-go. She didn’t seem to have any pressure to get off the phone. She was just very personable and explained everything quite well. The whole thing took a little longer than 60 days and part of it was because our homeowner's association changed three times last year and they were given only a list of people who owed money, not people who paid. I paid for 2018 and 2019 and my name wasn't on the list and the underwriting seemed to have a problem with that. In the end, they provided the mortgage.
