    Steve from Liberty contacted me and was persistent in staying touch with me. Reverse mortgage was the only one left open to me and in the end, he came up with a better deal. He was there the whole time. He answered all my questions and was also there at the closing. Any fears that I had, he would double-check and come back with an answer. He made sure that I didn’t have any questions or issues. But I'd say my experience with Liberty itself was a little negative because they came back the day of the closing and the closing costs were higher than I had been quoted. They explained why and I understood, but I didn’t appreciate being topped on at the last minute. But it was a good experience overall.

    I applied for a reverse mortgage with Janice ** at ** and I gave her 4 proposals- RMF, synergyonelending, reversemortgages.com and Live Well Financial and she could not match not 1 of them. Their website-libertyreversemortgage.com states "the Liberty iron clad guarantee-pricing promise" that if they fail to beat or match any offering that they will give you a $100.00 visa gift card. Janice never said to me that she would be sending this. This is false marketing and advertising and is in the grey area of being illegal and fraudulent. Steer clear of this company. I warn you.

    I got a reverse mortgage when the price of real estate was low. Our property is so much higher now that I remortgaged my remortgage.     I was looking for reverse mortgages online and Liberty met the needs of my mother's current financial situation. I also liked the people who helped me. The first contact I had was excellent. Then I dealt with 2 other reps, Margaret and Howard. Howard made me feel like he personally was involved. I felt that I trusted him. He is an elderly gentleman - a gentleman in its nicest way.     We're both elderly and our income is on social security. The income will be lost if one of us was to pass away so it would not be any helpful to anybody else. We felt that if we went the reverse mortgage route, we would be able to get the equities in the house to work for the survivor of the two of us. I started my inquiry into it and see how it worked. We've been looking into it for a year or so, and we decided to make the move. We've only been with Liberty for a couple of months but I don't foresee any problem with it. The way I was instructed by the person we had consulted with before we made anything is that, it's pretty much all controlled by HUD and it's not like it was when it started out 10, 12 years ago. It's all kinds of rules and regulations on it. And if we have any problem, we go right to the Federal Housing Department and make our complaint there. I had no problems with Liberty at all and I'd recommend them to a friend.

She looked up a few and thought that Liberty Home Equity Solutions was fine. They were just about the best thing I have ever worked with. But I owed my ex-wife some money out of it and she and her lawyer were bugging me. I was trying to hurry but I wasn’t hurrying fast enough so I had to pay a penalty. It was a little bit slow with Liberty. They kept adding stuff to it every time I thought it was over with. But finally, I got it over with.

    I liked the way the Liberty representative who came to our house did business. I also liked the information that we were given and the monetary amounts that came out better for us. And so I chose to get a reverse mortgage through them. Liberty's loan officer, Marty, was extremely knowledgeable. He answered all our questions and was on call. We could call, text or email him and he answered us very quickly. Moreover, he got us a better deal.

    Liberty's reverse mortgage did what it needed to do. It eliminated my mortgage and gave me the equity in an account. Also, the person in the office who called us kept us abreast of everything that was happening. She also gave us her number in case we had any questions. I couldn't ask for more.     When you’re older, it's a big step to borrow any kind of money. We had to become totally unencumbered. I had gone to a financial program at church. So we figured once we got squared away, I would approach Social Security and ask them to no longer take that because I don’t believe that we are going to have a tax burden once we’re totally just on Social Security, which will be 2016 taxes. When Paul retired last May, he paid off the mortgage when he got his profit sharing and 401K. Reverse Mortgage was the option for us because there was no payment involved. We didn’t want to remortgage and have a payment because now we’re both living on just Social Security.

    We approached three different companies for a reverse mortgage. One, we never heard anything from. Liberty got right back to us. And the other one was two weeks late. They were as eager as we were. We explained to our kids that whatever we own will be split seven ways. However, we have to live while we’re still here and they all understand that. It wasn’t about travel, it wasn’t about buying something extravagant. Neither one of us are like that. So it really was more for a security buffer. Just to know that if anything happened, medically or whatever, we’d be able to back it up. One of the things that impressed me when we went to the HUD counselor and what Liberty had told us is like they’re both reading out the same script. In this day and age, you don’t catch that very often. A little bit of verbatim, they’d be different but they were all like reading out the same script. That means you have to believe.

    Richard, our loan officer, was very attentive. He was on the phone quite often. He would call just to see how everything was going and did we have any questions. A couple of times I had questions and I called Richard. He gave me his direct line and he was right there. The guidance we received has been wonderful. They were right on the money because then when we went and met with the HUD counselor, everything that they told us, she backed it up. He didn’t mislead us at all. He told us exactly what it was all about. Then she told us the same thing.

    We dealt with Richard until it came down to the final part of it when they were writing up the mortgage papers and going for the closing. There was a committee at Liberty that handles that. We were very pleased with Liberty, Richard and with all of the people we've dealt with. I would recommend them to anybody and we have. But it’s still that day and age where people are in a panic over reverse mortgages. We wanted people to get into it and have a mortgage that has to be paid off in the process and they don’t end up with what they thought they were going to get. Because out of that what they would have gotten, their mortgage had to be satisfied.

    I went online looking at and comparing different companies that were offering reverse mortgages. I read a bad review wherein somebody that had used one of the big companies, after wasting 90 days trying to get their loan done, pulled their loan app, went to Liberty and had it done in 30 days. That's what prompted me to call. Also, a friend of mine ended up doing a reverse mortgage. She used a broker but the loan ended up with Liberty.     We're both retired and we wanted to save the monthly outflow so we chose a reverse mortgage with Liberty Home Equity Solutions, Inc. We dealt with Eric and Peggy. Both of them were excellent. My wife talked mostly with Peggy while I talked mostly with Eric. They answered every question we had, which was limited because information was covered good from the get go. They were also very personable. Eric even called a couple of days ago again to see how things were going. It's sad that more people don't know about the reverse mortgage for purchase.     If we won the lottery, we'd be able to pull our mortgage back in a year if we wanted to. But Liberty Home Equity Solutions gave us options and that's why we did it. We checked with some reverse mortgage providers and one of our problems was my husband is blind and deaf so we needed to have somebody come to the house to talk to him face to face. The guy from Omaha was the one who came, sat at our kitchen table, and discussed things with us twice. He came a couple of times so it benefited my husband. My husband did not want to leave where we live and did not want to do it. We live in a small lake and we've been there for 40 years, and he's 80 so he wanted to stay. I was ready to sell up and move up north but he wouldn't because we have a lake up there, too. But after having a couple of conversations with Liberty, he said, "It looks like we can get out of it if we wanted to."

    The only objection I had to it was the guy who appraised our property did not give us what it should have been and therefore we ended up with less money. He didn't give us the 60%. I'm realtor so I knew the value of the property. I paid $400 for the appraisal so I did not want to pay that again because I did have that option. I have talked to somebody else, went through things, and saw if it was different. It was less than $10,000 so I decided not to do it.

    At the same time that we were doing our mortgage with Liberty, we had a neighbor whose house was smaller than mine and sold it for $295,000. We have the biggest lot on the lake and it was appraised at $300,000. That's why I was dragging my feet. I've talked to the gal that bought the house and she said, "I could have paid them less but I knew there were people out there waiting to buy it so I just went ahead with it." Mine appraised for $224,000 but it's bigger and it has the biggest lot on the lake. I had a friend who also went with Liberty and she declined for the same reason. She did not think they gave the property the correct value.

    I liked talking to Judy, the loan officer that I started out with at Liberty Home Equity Solutions. She was a pretty good talker and was friendly. Liberty also provided me good guidance and I had a commendable experience with them. They were very helpful and informative so I didn't have any problems. However, the problem was with Ocwen. I got a letter from them saying that the loan services were changed, but the loan number is not even the same so I didn't understand that. I then tried to get a hold of somebody at Ocwen Loan Services.

    There's too much bureaucracy and it's a little awkward. I can't do stuff because I have to call so and so, they don't handle this, this is what this is, or that my loan number should be in my welcome package. But I never received a welcome package from them so they're going to send me one now. I assumed that everything was cozy. But when somebody called up, there was usually a problem. For instance, I have a line of credit set up and I wanted to change that line. To make a change to the situation I now have to send a letter because talking to so many on the phone is not good enough and email is not good enough. It's too much required from the consumer. I wrote them a letter today and I registered. Additionally, they have people on the phone that they don't give permission to make a decision.

    I talked to Judy and she was always very helpful and understanding. I told her that and I told everybody I've talked to. I'm an engineer and I don't want correct the symptoms but I want to correct the cause. If it's stopped with the people that I talked to, then it's not going anywhere. But if they pass it on, maybe some changes will happen.

    My loan officer at Liberty was fine. The process was not the easiest thing in the world to understand but he did a fine job trying to explain it all to me. He was there when I needed questions answered. It wasn't a bad experience but it was an experience that I would have preferred not to have done. I had some issues with the hospital bills with my sons and I needed to take care of them. Those were surprise stuffs and going with Liberty was the best way to go about it. There was more paperwork in a reverse mortgage than there was on a mortgage. The procedure also took a whole lot longer than I thought because my situation was a little messed up to begin with. But, we got through it and gave a shot with whatever the situation was.

    The insurance confusion was partially my problem because I was looking for a better rate. I had two companies and it turned out that the one that I selected then doubled the rate. It was $2,600 instead of the $1,300 that I was quoted. Esurance is going to check that for a discount from $1,300 to $1,000 a year. They dropped their rate from $1,300 to compete with the other companies. I'm going to hook up with Liberty today and hopefully get the final paperwork on it to settle as who will handle my home mortgage insurance. I'm waiting to finalize that it works as far as my escrow situation is concerned.

    My experience with Liberty Home Equity Solutions was really great. My daughter-in-law and her mother and Gary, her husband, had gone with Liberty and Daniel went down there. He was the one that came out and talked to me when I was thinking about doing it. I had my son and my daughter with me so that they could ask questions if I forgot to ask something. He was patient and was here two hours with us.

    Then, they came to close it out. Everything went smooth and didn't take long which was what I liked. They were a little over the time that they said they would close out, but it wasn't probably about a week so it wasn't bad. Everything went smooth. It's in the bank and I'm having work done. I'm using the money to upgrade the house and left some in there if an emergency comes up. I've spent some of it because I'm having new glass sliding doors and a storm door put in. I've already got my hardwood flooring for my kitchen, living room, and dining room. I'm waiting for them to get the sliding doors in, so the guy can come put down my flooring. Also, I've got the payment for the inside and outside setup, so I got that going.

    So far, I'm doing good. Daniel called to see how we were doing and I said that we're doing fine. So, he checked up on us after we had signed, closed out, and it was really nice. Liberty did everything that they should do. I would recommend them. In fact, I've recommended them to a couple of people and gave them Daniel's card. I was really impressed with him.

    I'm 82 years old and I have a lot of equity in my home. I'm not sure if my heirs are interested that much in my home so I figured I would go into a reverse mortgage. I plan to stay in the house. Then, I have a second home. Liberty Home Equity Solutions is a little behind times in terms of using technology. They needed to get into the 21st century.     My wife looked Liberty up on the website and said that they were at a good rating. So, we went with them, and our experience with them was okay. The process took a long time but that’s normal, and everything seemed to work out all right. Also, their lady rep was really good at informing us of what was going on. However, their general fees were more expensive than some of the others, and some places didn’t charge some of the fees they did. They said the appraisal was $400, but it ended up being $550. We paid the appraisal and then they billed us again for the appraisal, but we finally got it back. There was also another charge that we weren't supposed to get, but they ended up giving that back to us, too in a reasonable amount of time.

    I needed to be able to not be paying a mortgage, and a reverse mortgage was best for what I needed. A reverse mortgage doesn't always make sense up front when you're first learning about it, and the Liberty loan officer explained everything and answered all my questions. He came out to me to fill out all the paperwork. I did not have to go to his office. He was really nice to work with and I appreciated that he took plenty of time to explain things to me. There was a couple of times that I didn't have some of the right stuff that I had to send in, but I could just fax it to them or scan it so that worked out real well. I would recommend them.

My initial contact with Liberty Home Equity Solutions was really good. Also, I didn't want to apply to too many companies because each inquiry drops the credit score 41 points so I was limited to one. And after I talked to Liberty, I called my friend who was with them, too. The loan officers were really proficient and excellent. I wrote to their supervisors and complimented them. I received good guidance from them, too. But I had one negative at the end which was the closing notary that they sent. It was really bad, though it was a third party and wasn't part of the company.

I went with Liberty Home Equity and have done two reverse mortgages with them at the same time of the year. The first one was a little hard. Laura, the loan officer was distanced and was just busy during that time. But she came out here for the first information, then we work through the process and then she came out with the notary. I liked that. In contrast, Jim, the loan officer during my second reverse mortgage, didn't do that. But he must have done differently because he knew that I had gone through it once. But he was okay. He even sent me a thank you card, which was very nice of him.

    The only guidance that was different is because my house appraised so well that we had to switch it from the 6th which I had it originally to the variable. So, now I have a credit line which I'm leaving. Jim had to tell me the differences between them because I have big fears about going variable. But now, I don't. In fact, the lady that came that does the notary had the exact same loan with the same servicer. She's got her variable monthly, mine is yearly. She told me not to fret about it and that there's an advantage to it which she shared with me.

    The appraiser was wonderful too. She was here in the area. But the only thing I would have really preferred is to do my paperwork like I did first time around with Laura here at the house and her giving me the upfront information. I do prefer to have a little bit more hands-on during the process than by phone or by mail. And this is the most important asset that Liberty has which is very important to people. Unfortunately, it does take a little bit more time and effort to make that personal call to come out, give the information upfront, explain it all to them, and get the process going. But that's the way to do it. I know they’re all over the place and it's hard to do that. But nonetheless, there are people that appreciate that. And I think people would probably wanna go with Liberty a lot quicker when they know that.

    I chose a reverse mortgage mainly because it was a legal deal. This was my last resort. My wife and I are over 70 and we figured what difference did it make. I was gonna refinance and I originally had went through people I'd finance before to get a refinance. But I'd had to file bankruptcy about three years ago and I basically didn't qualify for FHA. It was a personal service in a sense from the local agent named Gary that I got, which set me up with Liberty. The agent came to the house and we sat down and talked over stuff rather than on the telephone or over the internet. However, Liberty cost me a little more money.

    Everything was cleared up. I decided I wanted some equity in my house which I really wasn't ready to sell. I haven’t used any of the money, but it gave me the freedom to do what I wanted to do. It also gave me and my wife some flexibility we didn't have. I'd recommend Liberty if I know anybody else that's looking to reverse mortgage and tell them to contact Liberty and see what they can do anyway.

    After I expressed interest through AAG, Liberty contacted me. I assumed that they were a part of a bank holding company that was owned by AAG. I didn't have a preference as to who handles the reverse mortgage, but I had a lot of questions about it. They answered my questions and sent me literature and I read it over. He explained things and was to the point. We were happy with the way he pulled it off. Everything was good with the loan officers too. They were patient and good at explaining.     We've been thinking of calling Liberty for a couple of years, and when we finally called, our initial representative was Liz. She was very nice and she really didn't pressure me. When we took a little bit long, she called and checked with us. After passing all the initial stages, we changed to Peggy because that's another step, and she was equally as friendly as Liz. We live in a 200-year-old house in an extremely rural community and we had trouble with the person that comes to give us a value of the house. It was somebody that they hired to give us an impartial value on the house, so we knew how much we could do it, and she was extremely horrible. When we had to have her come back to inspect, she was on vacation. And nobody else could do it. So, we had to wait for like five or six weeks for her to get back from her vacation.

    Liberty were really nice but it took about nine months to get what we needed. Both Liz and Peggy said, "I've never seen anything like this." They were great and they would check in all the time. It wasn't their fault. It was a horrendous ordeal for Liberty as well as us, and it was all due to a third party. Liberty tried interceding, and they were on our side the whole way. They were wonderful and they were encouraging us in trying.

    I needed the money and a reverse mortgage is the only way I figured I could get it. Liberty was the first one I called.     We got online and finally decided on a reverse mortgage. I did some looking at the Better Business Bureau and Liberty is in the top 10. And I was very pleased with the person that I contacted. They began sending emails and stuff to read. And then, they sent us a sample contract about the middle of November. We spent over two hours on the phone, going over page-by-page of about 120 pages of documents. They made it clear that they would sell the contract to someone, probably OCWEN. We were working with Liberty the whole time and we worked primarily with two people, and this was all by phone. We trusted them.

    We were going to close on the 20th and they were having a hard time with their documents, and I couldn't get the set of documents to review that they said would be the ones we would sign. We signed our name and initialed pages after pages of contracts for 35 times. They have maybe four contracts or five, plus acknowledgements of this Federal Statute and this Statute and all these other things. There was a lot of documents involved in trying to get everything done, which we felt we had complied with. They wanted all of our information including our appraisal and everything. That was done I believe in December.

    Everything was going on pretty good until the push began to set a date. We were satisfied that things looked like we thought they ought to look. And there were things that we didn't totally understand but I said, "You know, just as long as I have an opportunity to read the documents that we're gonna sign before we're requested to sign it." And they have a stacking order that listed all the documents that they anticipated would be included, including extra ones for things that didn't apply to us because of a lot of different things. Prior to that, we had received a set that she anticipated would be the set and the numbers were not finally complete because the interest at the time didn't apply when we were signing, and other reasons. But I made it clear. I said, "I've gotta be able to see the final document."

    We were going to close on the 20th and the documents arrived on the same day. So, we decided to move it to the 27th of January. And then when I did get the stuff, I couldn't read them. And so, I called them and I said, "You know, I can't do this." And all we had to go by was the two people we had talked to. Everything was going to happen on the 27th, the closer will be there at 10:00 in the morning and it will take a couple of hours to sign all these documents. And the closer said that she would not be able to be there until 1:30. And she came in and she's got this big stack of documents that are not assembled, we're gonna sign hers and somehow, we'll get a copy or whatever.

    So, we started out and I said, "Well, let me look at the first page." And she said, "Well, we're not gonna have time." I said, I've got a rule. I'm not gonna sign anything I don't know something about. We called and talked to the lady that I've been dealing with and I said, "You know, this is not gonna work." So, we settled down and I said, "Okay. We'll go ahead and sign it if you'll guaranty me that I'll get a copy of this pile of stuff."

    I had this big list that was 129 pages but she had 192 pages. And the gal was on the phone. So, finally, I said, "Okay. Let's just go ahead and sign it if I'll get a copy." "Yes, you'll get it." So, we signed everything. And they had such a good reputation. And I really trusted the lady that I communicated with. We had three or four days that we had to sign, we could submit a cancellation letter and cancel the whole mess. And we thought about it and I said, "You know, I don't wanna do that. Let's just let it go. Maybe I'm being a nit-picker, I don't know. But I think it's reasonably fair. If they have enough time for them to put a stack of documents together, so I can get a copy." I let it cool. I called and left word that I needed to get a copy and actually see the documents that Nancy and I actually signed. For about three weeks, nobody called back and I called about twice I think or three times. I thought, "Maybe they had things to do."

    And then we got a notification from the title company who's a separate entity. Title Company is the name of the people they used. And they sent a closing statement that had all the stuff. And it was just like what we'd looked at. So, no problem with the financial part of it. So, then, here came from my own title company here in town, two filed quit-claim deeds wherein-- somebody with Liberty didn't like the idea we had a trust. We have all of our property under trust because we're kids and we don't want to fool with it and have it probated after we're gone. So, anyhow they decided that they could take the property, the property that they're gonna mortgage out of the trust. I hadn't seen that document before and I said, "This is a strange thing."

    I don't think they can do it without our approval. And if we decide to put it back, we don't need their approval. So, I said, "Well, I'm not gonna worry about that today. But I still called and I finally wrote an email. I sent another email the lady that helped and she wrote back and said, "I've been sick and I haven't been able to do this. And I can't seem to be able to get a copy of the final documents."

    In the meantime, OCWEN did what they were supposed to do. They sent us a letter saying they purchased the mortgage from Liberty which I was expecting. And so, that's fine. I called them because I wanted to know a little more on how it’s going to work and I would like a copy but they said they don’t have a copy yet. So, I wrote another letter around March 15 to tell them we’ve been trying to get information and we are waiting for a response. She responded that she couldn't help me and that their side of the contract was closed. It was locked-up and they couldn't touch it anymore. Once they've sold it, their hands are tied and they can't do anything.

    Then OCWEN came in the mail and had taken the first month's interest because we had a small home equity on it they paid off. I called them on the phone and asked for a copy but they said they don’t have it yet either. I waited for about another week. And they have what's called a client, I asked him for it. He said, "I can send you a copy. I don't have a copy of the other documents and I don't know that I can get to it. But I can send you a copy of the contract that we're working under." So, I got it and it was 12 pages. And I told him, "I would really like for you to open that file somewhere, wherever it is. The mortgagee is entitled to have a copy of the documents that he signed." He called me and he said, "I can send you a protected email and send what I've got."

    It was 127 pages and I went through every page. And as far as I can tell, he's got most of it. But there were documents that I signed that were not in this. It's not that I don't trust them. It's just that I feel like whomever comes in and settles our affairs whenever we're gone, that they will be able to figure out what kind of a contract we had on this reverse mortgage. And I don't know if Liberty is growing pains right now or they're too busy for what they're trying to do, but I just couldn't understand why they wouldn't call back.

    We're kind of straightened out, but I know that there's stuff that I signed that they didn't give us. And I don't know why they had it signed. Maybe they have two attorneys or three attorneys that are real estate attorneys and they go through this stuff as it develops. Anything they asked from us, we gave them in terms of information about us. I feel like it could have been just great but it turned out to be a mess, and I was unhappy about it. It's really strange that Liberty would send me a, "We'd like to know how you were treated.”

    If you look at a reverse mortgage, there's a lot of people that have big debts and they're taking the equity from their house to apply to this debt. We were not in that condition at all. The total amount of our mortgage was about $190,000 that we could use and we had a $30,000 home equity loan against the property which they paid off. I told the guy at OCWEN, that's the mortgagor, they're the ones that are gonna give us money when we want it. But I don't want any money, not right now. I said, "We're fine. I'm just doing this while I'm able to do it."

    I guess I was disappointed. This lady had a boss. She was the immediate supervisor right above her that was down in the pit doing all the work. I wrote her an email and heard nothing. All this is gonna do is make people mad. I did tell the person that we dealt with the whole time, I said, "We go on trust." See, they had this document in there that would allow us to cancel. And once we got beyond the three days or whatever it was, then somebody changed hands, then they were through.

    But I'd say probably I'm 70%, 80% satisfied that they have included stuff that I'm very happy about. This mortgage was tailored we think to fit what we wanted. We have a big old house on the edge of a hill, beautiful landscape. We've got enough money to live here for the next 10 years without having to move away. We don't know whether we're gonna be stricken with something here five years from now or two years from now but the way this reverse mortgage is setup, we build and we pay into a Federal insurance program where we can stay here until we physically no longer can stay here. They can't take it away from us. For as long as we can pay the taxes and the utilities, we can stay here. That was really important to my wife and she gave me an extra hug for that.

    But here we are and there still has been no one from Liberty because I don't think they feel obligated they have to. It's because their excuse was it was out of their hands because the stuff was locked up and they couldn't touch it. Well, the day after that I signed it, somewhere in there, there could've been somebody to xerox the pile, or at least, the pages that we both signed. This wasn't locked up until they sold it over. I'm happy with the end result, I don't know whether the document might show up.

    Overall, Liberty is great. I was looking online and it said, "Click here for information on reverse mortgages." I clicked on it, and I filled out my name and my phone number and then I went back to reading my email. About 15 seconds later my phone rang and it was that quick. When I dealt with the guy at Liberty, Eric, I asked him a question and it took us ten minutes on the phone before we were comfortable with our communication styles, which was not negative, that's just life. If I meet somebody and start talking to him and I start describing something, I don't know that he's getting what I'm describing until I get feedback. That's what we each did with each other. We just talked, and we established a bit of a rapport so that I can ask him a question or a quick question in email and say, "Well, no. I need to look more on this." It was absolutely great.

    He explained everything that I wanted, and when I had follow-up questions, he answered up. He called me with follow-up questions, "Are you sure you don't have any other questions?" So with that, Liberty was great to deal with, and I highly recommend Eric to anybody who wants to go for a refi with them. With Liberty proper, I had a great experience. When it came time to closing, it went to hell. So, the title company, I don't care what they do. I haven't seen my first statement, but I've seen emails leading up to them. I'm not making house payments anymore, so I'm still sitting here a little bit apprehensive. So, it's a reassurance to have a paper to touch and feel.

Then I got connected with Liberty Home Equity and they said that I would not have to pay that much because they had a different way of getting the loan money. Though they told me that it would still cost them $5,000, it would be shouldered to me and they would take it out over the loan term instead.

    Their loan officers were excellent and they were prompt. They stayed with me because it was a long drawn out process for my part. They also discussed my options and I already got something in the mail with more description of how that worked, but I'm still a little vague on it. I got the check they sent me and I do know it could take up to five weeks to access the remainder of what I have, but I still don’t know what is available this year to me and how to access it.     I was doing online research on reverse mortgages and Liberty just seemed right for the time. We're up in years and we had two cars with extremely high mileage. We do a lot of travelling.     I was looking at Liberty and one other company and had talked to both, but the best response that I got was from Liberty's agent, so I got a reverse mortgage with them since it has a no payment feature. Their loan officer was very thorough in her original presentation of the program. She was also punctual and kept me informed all the way through the process. We were able to communicate through email and everything just went smoothly. I’m a retired real estate broker- loan officer and I haven't been in the business for more than 10 years, so it surprised me how much the paper load grew and it was unbelievable how much paper I printed out and received.

    I pay own taxes and insurance, HOA, and working with Liberty has accomplished what I wanted to set out and it has given me cash to do some stuff with.     Liberty gave me a better deal. We talked about a lot of different refinancing and home equity loans, but a reverse mortgage was what we decided we were going to do. Their loan officer, Thomas, was wonderful and really nice. I'd call him anytime I have a question and if he didn't answer the phone, then he would call me back as soon as he's available. We only pay the insurance and taxes. It's given me a little more money from month to month. On the first month, we didn't have to make house payment so we put the money in our savings account.     When my wife and I got married years ago, we had two kids. I blink my eyes and we had five kids, and my wife had to take off work. I got in financial trouble so I looked into getting a reverse mortgage and went with Liberty Home Equity Solutions.     At this point in our life, a reverse mortgage was the only option. I went with Liberty and I had very informative and helpful interactions with their people. They were easy to get a hold of, too. There was a lag for a while that we had to make a couple of phone calls in between the paperwork all being done and the appraiser. And this time of the year, winter, is also not the easiest time for us to get an appraiser on the house.

    One of the negative things was I had to pay for a counseling session by phone. They said it was a requirement for all the applicants - to have someone call me per phone. I paid $125 and this gentleman is not allowed to counsel me or help me make any decisions. Everything that he talked with me about on the phone was absolutely everything that I read in the brochure. I could have saved myself $125. Also, my original date loan application they said would be between one and three months upon completion but it took us well over six or seven months for the whole process to be done. That was a bit longer than I had anticipated. But on the whole, they have been helpful, cooperative and courteous.

    My husband and I were talking about getting a reverse mortgage and one of Liberty's advertisements online caught my attention. We checked them out and Anthony was the one I spoke with who did a good job. We called and emailed each other. Everything went very well after we had filled out all the papers and Anthony had kept me up to date on everything since it was an East Coast, West Coast transaction. I'd report back to him too. After we signed everything, I got turned over to Steve there in the office and we hit it off. I have Steve's email address for business reasons but I send him some goofy emails too. He emailed me back and thanked me. At one point when we were discussing my business, Steve told me that when he comes to work the first thing he does is go through his emails. If he sees one from me, he opens it because he loves my funny emails.

    There are papers that I have to sign that have to be witnessed. This lady came to our door and was very nice. She was there to go over every page with us and witness our signatures. Overall, the process with Liberty was a very intricate one especially when they didn't have somebody downtown where I can go sit down in their office and handle stuff. It was conducted by phone and online, and if one of those men had not had the talent that he had for conversing with people, we would have walked away.

I had a $30,000 or $40,000 line of equity, and every month, they want me to pay this and that, and I finally got tired of it.     I got a 2016 HECM from Liberty Home Equity Solutions aka Ocwen. There are multiple companies and HUD involved. In 2016, my home was insured and county property tax appraised for $230,000. Now it is 2017 insured and county taxed appraised at $250,000, with a premium new roof, premium new Energy Star windows, new Energy Star premium glass doors, new Energy Star premium French doors, and much, much more. $60,000 more money has been put into my home. I am never leaving. I am here for at least 40 more years. In no time, this great home with five different terrific flower and shrub gardens in an extra big backyard will be worth more than $300,000. The outstanding landscaping alone cost $15,000 plus.

    I have a three bedroom, two bathroom, concrete block, stucco exterior, three car garage home, in an exclusive, pristine, 24/7 guarded, and gated, 55 plus, 20 years old, golf course resort. It was expanded in square footage at the time of the construction, adding on a computer room and a third bedroom, (two extra rooms), and building the three car garage. The reverse mortgage property appraiser did not acknowledge this. Only 1,500 homes were allowed to be built in my development. We live in a wildlife refuge in the county with three lakes and one river, with little car traffic. Yet we are conveniently close to the medical center across the street, nearby shopping, and close by two main highways.

    The reverse mortgage property appraiser seemed intoxicated and was rude. At this time in 2016, my home had $30,000 in quality home improvements. The reverse mortgage property appraiser said my then 19 year old home increased in value $1,000 a year for 19 years or $19,000 in increased value from its $110,000 build cost. He said my home was worth only $129,000. No. It had increased in value more than $6,000 a year for 19 years. I am surrounded by homes appraised at $250,000-$400,000, and increasing in value each month. My home also includes a share of the two additional common grounds all of us additionally paid for after our homes were built. Now my home is increasing in value $10,000 plus a year now that all of the homes are built in my development.

    On the computer, the reverse mortgage property appraiser compared my home to three foreclosure, abandoned homes in my development. None of these homes were my floor plan. These homes are far different than my home. These three foreclosure, abandoned homes sold for half their appraised value due to their bad conditions. Each of these foreclosure, abandoned homes need substantial remodeling equivalent to their sale price. The reverse mortgage property appraiser may have wandered over to my neighbor's home instead of continuing to examine mine. That could be why my home was down as two bedrooms instead of three bedrooms, and a two car garage, instead of a three car garage, with the square footage way off.

    I could only get $67,596 in equity cash in two years. That's sad. Ocwen has been outstanding in every way. Everyone on the phone has been superior and very nice. I highly recommend Liberty Home Equity Solutions aka Ocwen. They are the very best. I will get this tremendous reverse mortgage debt paid off: a little more than 2 1/2 times the principal is owed. That is like lending out $10.00 and expecting to get paid back $25.00. That is like a really bad pawn shop loan. Fortunately, my home equity is far greater than this horrible debt. I was hoping to get more than $67,596 in equity cash but maybe it is just as well!!!

    I got a better deal from them than anybody else was offering, which is why I went with them. The loan officer did a good job. Better than Liberty itself. He made more promises than they could keep. They promised me a rate that they couldn't give me because the processing was too slow and the interest rates started going up. He got turned down and he didn't like it either. He said, "Here's the rate you got. Sign here and it's locked in." It turned out it was so slow it wasn't locked in. So that's where the disagreement come in. I was satisfied with some parts of it but I'm dissatisfied with the slowness of it. But they did end up pretty close to the original. If I had to do it again, I'd probably still go back to them because of what they tried to do, they just got turned down by the head honcho.

    When I was looking for a reverse mortgage, I found Liberty and thought that they were the best route to do. We then had the closing in January and I'm surprised to see that they sold the mortgage already, but I didn't know they were gonna do that. It was not discussed with me at all. But it's okay since I've got the information. One thing I didn't realize was that when they had the closing, the title company was gonna pay the taxes and the homeowners insurance. I want to pay my own taxes and don't want some other name up there on my tax record. And it's the same way with the homeowners insurance because I was really thinking about shopping around to see if I could do better. And it's fine if it's just a one-time thing.

    So I'm gonna have to deal with my agent because I paid the premium and I don't know where that is at this day. They certainly haven't mailed it back to me. But my check for my taxes was mailed back to me by the tax assessor. And I really would like to know what I'm doing with that. Because I know they didn't set money aside. Part of the agreement was: I would pay the taxes; I would pay the homeowners, and I would maintain the house. And that's what I'm expecting to do.

    I did get in contact with someone when they sent back the tax check. And that's when they said it would just have been for that one time. But I haven't gotten in contact with anybody about the homeowners. Because I kept getting this stuff from my insurance agent in the mail and it said, "Don't pay premium." But I already paid it. And then it said, "This amount to keep policy," but there was no amount there so it was very confusing. The distressing part is that nobody told me that this is what was going to happen or what could happen. And I don't know who they used for the closing.

    But after all this is over and done with, I would recommend them to a friend. I was very happy with the way they handled everything from beginning to end. They were very considerate, nice, and kept me updated. So, I really thought I knew what was going on. And then, they're taking all that money out of what's left for my credit line. It's making me owe them more money in the end. So, I'm gonna have to call and find out about that again if I don't hear something before the time it's due, which will be the first of May.

    I’m getting pretty long in the tooth and I wanted to make sure if I went that my wife would have a place to live. One loan officer I had was a very nice guy but he went to work for another company so I was left in limbo but they took care of me.     We don't have enough to pay off all of the bills that I wanted to pay off, but by not having a payment right now through a reverse mortgage, I can go ahead and concentrate on getting the other bills taken care of. And then I personally will give payment on the house. I would like to leave the house to my children, but at the same time, we weren't in a really good position as far as too much credit card debt is concerned and a few other things here.

    I had a possibility of using a home equity loan. I had that for 10 years for emergencies although I never used it. My house is all cash sitting there, so I decided that I might as well take some money out it rather than spending my savings. I found Liberty Home Equity Solutions on the internet and it popped up under reverse mortgages. Since, their agent was nearby, I went with them. But it was a fairly complicated process, which was unavoidable since that's the way the national laws are. That dissuades a lot of people from getting into it, though. It's relatively straightforward but there's so much stuff to look through. Having set up the equity loan before, you go through a whole bunch of stuff such as the appraisals. Also, there are so many rules and regulations from the HUD. The guidance from Liberty was very good, but it would be nice if the process was simpler. Although I still recommended Liberty Home Equity Solutions to my friends.

    Jim, the guy I initially worked with at Liberty, was absolutely wonderful. I could not have asked for anyone to be any better. However, Felicia, the other rep, had attitude problems. I'm 77 years old so sometimes things are not exactly clear to me. And if I called and asked her, I got, "I told you," which I did not like. If she said "If we previously discussed" I would have been fine. It's not leaving a good impression on Liberty because she's the one you deal with the most.     A relative of ours had been through the reverse mortgage process and gave us the information about Liberty, so I called Liberty. All of our funds are tied up in our home and we could have gotten a home equity loan but we really didn't wanna have to pay it back now, we wanted to wait until we sold the house. And a reverse mortgage was a perfect solution to give us additional income every month. We had gotten a quote from Jim in California and based on that quote we decided to go ahead. So we did an application, he sent us everything and we filled it out and sent it back. Then we were scheduled for an appraisal.

    The only glitch we had was during our appraisal, we had a bathroom that was being renovated and we were doing it ourselves. It was right over Christmas and that's why there was a delay in getting it finished. So when the appraiser came, he took a photo of it in its unfinished state. Then when Liberty got the appraisal they said, "We had to have the appraiser come back." The appraiser didn't wanna come back so they wanted to have the new appraiser come. I said I don't really wanna pay for a new appraiser since I already paid $650 for the appraisal that we had. I asked if there was any other way that we can do this and that I could send them photos now that the work is finished, which I did. They said it's fine but they need to make sure it works. And I had to get the plumber to give me a statement that it was completed and that it all worked.

    After I got that done they said I didn't have to have a new appraisal. That helped things out for about a week and a half. I was happy that in the long run, they decided there was another alternative. But that was the only thing that caused us any delay or difficulty. Other than that, I would recommend them. It was a very good experience. However, there was a lot of paper because of the requirements and I wonder if that could be reduced a little bit.

    I was thinking of selling my home and buying something else and that would've worked well for me and what I had hoped to be able to do. Unfortunately, that fell through because the taxes were absolutely outrageous at the place I was looking at. So I decided I would just do a reverse mortgage on my own home and the main reason I've done that is because I'm a recent widow. I don't have a very big income and my husband's life insurance policy wasn't all that large, so I need to have some kind of security.

    I didn't know anything about reverse mortgages and all the companies I called explained what it is so I got that part of it. They also sent their pamphlets with the brochures to go through and look at the different interest rates and I'm not really good with that. I even went to a financial advisor to get some advice. But of all the people I spoke with, there was something about the woman from Liberty. She was so personable and seemed genuinely caring. She also told me about the fact that you can do a reverse mortgage on purchase and it was an information that nobody else gave me which really helped a lot on my decision-making. So I got back to Liberty and chose them even though I'm in Pennsylvania and they were in California, it didn't really matter. I kept in contact with her a little bit and she's called me to check up on me because I was going through health issues.

    After speaking to the lady, I was assigned a particular person to work with me and he was in contact with me very frequently telling me about the different processes that I'd go through and I did my counseling. One thing I was having a little bit of a problem was that when they were doing some research, they found out or were told by FEMA that I live in a flood zone. Yes, I do have a small stream in my backyard and a long one's part of my property. But there is no way in the world this place is ever gonna flood. This house has been here since 1863 and my husband's grandfather lived here. We had background history on the home and they never had any flooding. He said that I'm gonna have to contact FEMA and find out about having a new thing taken care of where they can reverse that decision and I would need some kind of documentation.

    So I was in the process of getting all that stuff taken care of, and in the meantime, he was also working with someone on his end from FEMA. The very day that I went and had all my papers copied that I needed to send in, I got a phone call from him and saying everything's been taken care of and I am no longer in a flood zone. It totally amazed me that the woman that he worked with from FEMA had everything taken care of in a matter of 24 to 48 hours. They're very knowledgeable and helpful.

    I compared advantages and disadvantages and decided that a reverse mortgage seemed to be the most practical for me to get. I queried five different providers and Liberty seemed to be the best. However, I almost reached the conclusion that I chose the wrong group because Liberty was not very interested in furthering my business. For example, the FHA appraisal mark is in shambles right now, and yet the cost of the appraisal goes up and up. Knowing this, they neglected to send an appraiser and he appraisal cost ended up over $700 when it started out at $250.

    Furthermore, everything was fine and due on the 13th. I then got an email from Liberty telling me that they didn't have time to get everything through the bank in direct deposit so that they would send out on the first of February a check for me and then after that it would be direct deposited. Well now, the 13th of January is more than two weeks and I've never heard of it taking more than two days to get a direct deposit through. Today is the third and I have not seen anything from Liberty at all. It has not been a good experience and I would not recommend Liberty to anybody.

    I had a bad mortgage with Credit Union so I was trying to get some money and the guy at Liberty said that I'd be able to get money anytime I wanted it. When I talked to who I first talked to, I told them what kind of shape I was in. Up to then, I wasn't getting the monthly check for $700 that I wanted. I thought I was going to get the money faster than when it was released. It turns out, I wouldn't get anything until December this year and he didn't say anything about that. I have to wait a year for that. The loan officer said there was nothing I can do about it though it wasn't explained to me upfront. Also, they charged me a $175 for a counselor although the counselor didn't charge me anything. I called Liberty but I could get no answer from them. Things got worse with Liberty and it cost me $5,000. I'm no more safer now than I was before I started. It was a bad experience and I definitely wouldn't recommend Liberty to anybody.

    We had a loan with Bank of America and we got screwed up really bad. We applied for a reduction in the loan. They told me that I had to be behind in my payments for a certain number of months and if I wasn't I could not get the loan reduction. Luckily, the girl that took care of us here in Denver and the gentleman out in California, both worked for Bank of America and knew about this stuff. They told us that they would lower our monthly cost on the loan, then they wanted us to pay a $100 more a month for 30 years which was basically a newer loan but we had to pay that $100 more a month and the interest is higher. All the way around it is stupid. So, we refused that. My wife and I decided that we'd try to see if we'd get a reverse mortgage. These two people were able to go through the whole thing and help us out getting the reverse mortgage.

    I am 76 and my husband is 79. We recently had a house built six, seven months ago, paid cash for it and decided that maybe we regretted that decision because it didn’t leave us a lot of leeway as far as travel and besides that our kids don’t need the money.     I'm old and a reverse mortgage is the only thing I need right now. I looked at all the providers and Liberty was the second or third largest in the country and that's one I checked instead of the largest. I thought I could get better service out of them. I talked to Michael at first. He seemed like a nice guy and we got things rolling. I asked him how long it would take and he said it would be three or four weeks but I went through all kinds of problems to get an appraisal. Sometimes, I've had to inquire about something and sometimes that would take weeks before somebody can get back to me.

    I was so far down the track with them and didn't want to go to restart in another company, go through all the paperwork and fill out all the forms again. It was five months later before I finally got approved so I'm not a happy camper. Also, they told me a few weeks ago that I should be receiving a package in the mail with everything in it that I need to use to access my account but I haven't seen anything from them yet. After waiting for months to get things done with them, I have no faith in their ability to do anything in a couple of weeks. Liberty is the worst company I've ever dealt with in my life.

    We're at the right age for a reverse mortgage to be able to stay in our home and Liberty had a salesman who came out to the house. The loan officer was very helpful but the process was absurdly prolonged. There was one hurdle after another hurdle and it went on and on and on for a year and a half. It wasn't the loan officer's fault but the other people who were above him kept drawing up obstacle after obstacle and were saying they gotta have this and that. The most irritating one was at the very end when we were all done but all of a sudden they have to have a picture of our perfectly working swimming pool. It was in December and it cost me $500 to do that.

    It took a long time and seemed absurd because they said the swimming pool was worth nothing in the valuation of the property. I suspect they were afraid that the swimming pool would be a liability. Finally, the very end was good when they offered swift transfer of cash and I haven't dealt with them after that.

    We had an article about reverse mortgages in a senior association AMAC that I looked at and they had some recommendations where Liberty was one. I wound up talking to three different companies and went with Liberty because I like the experience, the people I talked to seemed knowledgeable than some of the others, and they were offering lower fees on themselves. They started by asking the obvious questions of what I was looking for, what's my equity, do I have an existing mortgage, ages, and the basic eligibility type questions, and then they sent me a very big package of information about reverse mortgages. There were some initial forms I filled out to give more detailed information so they could give me an accurate quote. They went through the whole process step by step in a very logical and easy to understand way.

    The loan officer went out of his way to make sure things were going smoothly and he came to visit us at the house to look at things and discuss all the various aspects. Then when it came time for closing where it was done through the title company, he also showed up to answer any questions and make it go smoother with the signing of the final documents with the title company.     I would recommend Liberty Home Equity Solutions but with reservations since our reverse mortgage took longer than expected, but Karen worked diligently to do what needed to be done in a timely manner. She was very good and I appreciate her a lot. The problem was somebody on a desk somewhere didn't process paperwork in a timely manner, and if it had not been for Karen, who put an extraordinary effort, we probably wouldn't have gotten it completed on the timeline that was necessary for us.

    My wife and I are both retired and we built a new house on land that we have owned for a long time, and we paid cash for the house as it was being built. We needed to get into our IRA to finish paying the house to the tune of about $90,000. With our IRA, we had 60 days to put monies back that we take out or we have to pay taxes on it. We did not intend to pay taxes, and we did not intend to get into it, but we did stuff we wanted to do, so we did have to get into it and everybody understood that there was a timeline so I wouldn't have to pay taxes on the $90,000 we had taken out of an IRA. Karen worked herself silly in making sure that happened and got the money back in. So, I do not have a $30,000 tax bill this April. Part of it was Liberty's work with us was top-notch, but part of it was frustrating since it took longer, but everything worked out in the end.

    I had gone online to look into some reverse mortgages and then we received a call from Liberty. We had excellent communication and we were very satisfied. The requirement of a counseling through an outside agency was very important for us because we could actually ask questions and release some of the fear because we heard so much about reverse mortgages like they're gonna own the house and other different things. We were able to get answers that put us at ease for that.

    The only thing that was difficult was it took three months to get it done. We live in a small town that was plotted in 1850 and so we had issues with the property lines as they appeared on the satellite and then getting a survey done. That kind of stuff was stressful and was more because of HUD and what they expected and Liberty doesn't have any recourse. The house has been sold multiple times over the years and there's never been an issue so why does HUD specifically need that. Still, I'd recommend Liberty.

However, Liberty didn’t contact me that they sold the mortgage to someone else down in Florida. I got a mail from the company that stated they were the new owners of the mortgage. I hope everything’s the same with them as it was with Liberty.

    I also keep getting bombarded me with letters from a company that's trying to sell me mortgage insurance. The letters state "final notice" and make it look like they are going to repossess the house if I don't do something. I called and told them to get me off their mailing list. Liberty must have contacted the company or they sold my information so the company can try to sell me $170,000 something worth of mortgage insurance. Somebody ought to look into it because somebody’s selling the information on people that supplying their mortgage through Liberty.

    The first person I spoke to from Liberty was very good. She was assigned as my adviser. However, the people after her were not good. They kept giving me times when it would be finalized but it wasn’t. And I also had to resupply documents at least twice. We thought we’d provided everything and they kept asking for more. It just kept dragging on.

    And the biggest issue I had with them was we pay our own taxes but they told us that we were delinquent in our taxes which made me a bit angry. I told them that we were up to date, and we had a January tax due but at that point it wasn’t January. So then we went in and paid the January tax early because they had charged us for three different tax installments. In Wayne county, we can pay our taxes in installments so most everybody does. So they were charging us extra money for that. And I had told them, “We’ve already paid these,” and I in fact provided documentation that we had paid them. Apparently, nobody was listening and it seemed to go bad after that. So I was not pleased with those people. It was frustrating and I wouldn't recommend them.

    I did an inquiry online, got a response and Liberty offered the best deal. I had a couple of phone calls with the gentleman that I dealt with and then I invited him to the house to explain it more in detail. He came and I got the level of confidence when he showed me what was going through and I had enough detail. He was right down to show me the figures and potential figures for it and what I could expect, what the implications were and gave me time to consider it. And we went ahead with it. The process took longer than we expected, but that was because we had a solar unit on the house. We had to get the solar contract amended in order to go forward because the underwriters had an issue with the contract. We closed just before Christmas. Every time I had a question they got right back to me and I was very pleased with the response I got.

    I got a reverse mortgage because I needed the money to fix my house. Liberty Home Equity Solutions gave a better quote than AAG did. James, their loan officer, was a great guy. He got as much information from me as he could. I'd call him, leave a message, and tell him I'm his favorite customer and to give me a call back, and he always does.

    However, it would have been better if Liberty accommodated me more on release of finances so that I could go ahead and get my house fixed, instead of leaving me with just a small amount and then I'm trying to make up the $5,000 that I will pay my contractor which Liberty will reimburse me. I have to find a source for the other money before I can get reimbursed. I'd be happy as a lark if they can find an easier way to do that. My house repair has already started, but it has been raining so I can't put a roof yet and I have to keep my basement from leaking. Despite that, I'd recommend Liberty to someone else.

    I was browsing on the internet and was interested in getting a reverse mortgage. I keyed in on that line and got connected with Liberty Home Equity Solutions. We had a second mortgage on our house and it's going to take about 10 years to get it paid off. My wife and I are nearing our mid-70s and I didn't need that payment over my head. I figured if something happened to one of us we will stay in our home. That's one reason I did a reverse mortgage, to help bolster my savings and get rid of that payment.

    I called Liberty Home Equity Solutions and I talked with the representative, Gary, who was the financial guy for the State of Ohio for reverse mortgages. He was upfront with me and gave me a rundown of how it all worked. He explained everything to me very carefully and I stuck with the company. We did our interview with HUD and after that, they came out and they did the appraisal of my house. I got a higher appraisal than what I thought I would get and that's sweetened the pot a little bit. I also like the guy Liberty gave me. He didn't leave me out in the cold on anything.

    I have an equity line still available and I'll wait to see how well that's going to grow the next few years if I don't bother it as far as the interest rate they guarantee. As of right now, I'm perfectly happy with the way the rate transpired. All in all, it was a great experience. The time that it took to start the process to the very end might take about six weeks, but I was told this could take up two to three months in some companies. I was very happy the way things turned out. I'd refer Liberty Home Equity Solutions to a friend in a heartbeat.

    My husband and I are both in the retirement age, but we still had a balance left on our home and it was difficult to make the mortgage payment for the next three or four years. The reverse mortgage paid it off and allowed us to continue living in our home, which we love. The loan officers at Liberty were terrific. They were friendly and knowledgeable.     We received some good guidance but we're required to get counseling with a mutual consumer counseling service in order to get a reverse mortgage. I had a bad impression of reverse mortgages until I got more information and found that there are enough guidelines in place wherein we can customize our reverse mortgage to fit our situation. So, we're not using up all of our home equity. It was a nice enough experience that my daughter's in-laws are just completing their reverse mortgage also through Liberty Home Equity.

    I considered selling the house but my daughter and granddaughter live with me.     I talked to several reverse mortgage providers and Liberty gave me the best deal. However, I’d call and leave my loan representative a message, and he wouldn’t call me back. Also, I was supposed to get $9,000 when we closed. It ended up going down to $3,000, and when I said no, they put it back up to $5,700. I then took it, but I was supposed to get $34,000 in a year that I could use as a line of credit. It went down to $29,000. They changed things constantly, and I'm very dissatisfied.

But I found that if I were to die, they could collect $320,000. It does not make sense. They told me that was something about interest accumulation, and I am not satisfied with that answer.

    Because of my age and my retirement situation, and also because everything is tied up to my house and I wanted to access that money, I got a reverse mortgage and Liberty was a good company with good reviews. The loan officer was friendly and really good to deal with. He was very professional and I felt at ease with him, like I was dealing with an honest company. Their people told me what was going on, kept me ahead of the process and got back with me when they said they'd get back with me.

    The only downfall I had with them was in the local appraiser they used here in my area. He was the only weak link I had. He wasn't qualified to appraise my home. My home is in a historical district and doesn't have all the bells and whistles of a new home elsewhere. I lived in this neighborhood for 18 or 19 years and know what the value of the houses are. I keep up well on that stuff. I had just helped a friend of mine locate her house. I looked at several houses in the area with her and these didn't even compare to my house yet my house appraised under these houses.

    I was looking at close to $200,000. I had the appraiser walk through the house at the time and had a couple of ongoing projects I hadn't completed. I was told they'd open the market at $170,000 at least until I got the completions done but the appraiser hit me at $130,000. That's a $40,000 discrepancy. I took it very personally because I've put in a lot of time and money in the place and completed everything I had to complete according to his appraisal, but he didn't know his business. The appraiser is scheduled to come back and go through the house to make sure that I've met my requirements for the loan and if it's the same person, he and I are going to have some words.

    The appraiser low balled my home so that's less money that I can use. That's also less money that they're going to draw interest off of so I didn’t see to behoove them for this guy’s appraisal. However when I complained about the appraiser, I didn’t get a really good feedback from Liberty. The people appraising the house here and the guy I was dealing with at Liberty was in California. That’s a big disconnect. You really can't explain to the person in California your area and what you have. Also, I thought that if I complained about the appraisal, Liberty would step up and say they'll find another appraiser and try another angle but they never made the offer.

    My only option was to turn around and pay for another appraiser. But I wasn’t going to turn around and pay an appraisal fee. Maybe in the long run that’s what I should have done. But I don't need all that money. I took what I was given because that'll take care of me and when I sell the house, there won't be that much I owe. I've have considered at some point in time I'll just pay them off.

    Liberty Home Equity is very informative. They certainly provided me with a number of pieces of material, directing me to HUD, which they’re required to do, but had no hesitation to do so. I’ve had people there who I always go back to. You’re getting these things where my mortgage was being moved from one person to another who was transmitting it finally to a bank. I ended up there with a maze of about two or three different people before it passed on to the final outfit where I do my business with right now.

    I’ve put into a reverse mortgage and I get into constant trepidations - all these things they’re throwing at me and what’s required by HUD. But, they steered me through and I always have this home base I could come back to with Michael. If I felt there was some kind of a snag, Michael would jump on it right away. And within a short time, I would have it straightened out. He stayed with me the whole time.

    My worst experience with a company is with Liberty Home Equity Solutions. We started off with me getting a quote, which I felt was very good, then we went into the processing for income. I'm a tax professional and I keep very good documentation, which I had provided, and whoever was doing the document or reviewing it asked me to prove the most stupid questions I have ever encountered. One of them is I own a property that I'm selling for contract for deed. They paid me $825 a month in cash. I usually deposit this into an ATM, which does not take $5 bills, or all of the bills that they give me. So I have to make two deposits, and I had to explain this. They take $5, but my worth says that I get $825. $5 is not going to kill anyone one way or the other. That was just one of the many stupid things that I had to prove, and it took over four weeks.

    Then we go into the closing. I had to actually go to a supervisor to get a closing set because I was told that there's only one company in Oklahoma that does property searches. Well, there are many pages of companies that do this type of work. Oklahoma apparently is not online, which I can see, but it did not take another five weeks, and me having to go to a supervisor to get this done. Then when we came down to the closing, I had been given wrong figures so I came out at about $15,000 short of what I was quoted. I have not had a good experience and I definitely would not recommend them.

    I'm not happy with Liberty. They underestimated the price of my home and I fought with them about that. I paid nearly $2,000 for mortgage insurance and now I'm being charged $179 a month for more mortgage insurance when they have over $200,000 in my fund. They did talk to me, but I'm not pleased with some of their reactions to things and I know I'm right. I did all of the comp myself and I had proof and they still messed with me. It was the little things like I was told that I would have to pay so much for a comp but that was wrong. We had to go through all kinds of stuff which were fine but it irritates me when I got screwed like that in the end.

    I kept seeing commercials about reverse mortgage for about a year. The more I saw that commercial, the more I heard about reverse mortgages, and the more they appeared on the internet, the more curious I got! So, I finally clicked on one of those banner things on the internet to find out some information and that's how I found out about Liberty. Liberty was the one I clicked on and they gave me all the information about how their product work and what I can get.

    Reverse mortgage is a strange thing that people don't understand. Those that are not informed will see the commercial and think it's too good to be true. They think the company's going to take their house, rip them off, and they're gonna lose everything. However, the more I find out about it, the more I found that it's an actual solution. It's a solution to having all of one's money tied up in a house, then they'll die, leaving the house to relatives or next of kin, without them having access to the money. It's up to people if they want to give the money to their kids or they can enjoy it themselves.

    Liberty just had to bring that to light with people. Develop the idea that there is nothing wrong with reverse mortgage and they can get the rest of their family on board with the idea. They've been trying to sell this idea for 30 years and it's just now reaching to baby boomers, wherein a lot of us that can buy into the idea because we have the equity that younger people don't. Thus, this product wouldn't work for younger persons.

    For my case, I don't have any wife or kids but I have two sisters and a brother that gets one third each of the house in my will. I don't have to really worry about them since they said they don't need my money. Being 65 years old, the people from Liberty also tried to sell me on quality of life. They told me that the reverse mortgage will help since I'd get an extra check every month. That's very appealing, knowing that I can spend all that money without having to wait another five years for the next opportunity to get money.

    So I moved forward with the transaction. I got the lump sum upfront plus $200 per month. I got talking with the counselors and they're all supportive. They wanted me to understand all about the product and the decision I'm making because it does cost money - closing fees are above $5,000 - plus it's a long-term commitment. They told me not to bail on them right away, otherwise I'd lose.

    The process took longer in my case because I'm single, on social security disability for a number of years, and I don't have a credit rating. The lady counselor said that we have to build my credit rating through a proof that I would pay bills on time. Liberty offered me a smaller line of credit for me which my sisters protested. They said I should get what I could so we appealed it. That process took an extra two months to go through, including the submission of additional documents from my dad's will. They had to show continuity that this was a special needs continuation. But even with the delay, I think Liberty has very expert people. Everybody I talked to sounded like they really knew what they were doing. Thus, I'd recommend them.

    I'm gonna be 65 in about three or four months, and I have to get things squared away because I wanted to move. The first time I wanted to move turned out to be not feasible since I'd lose a whole lot of money and end up in a smaller place. Although I tried to sell the house, nobody would buy it because it wasn't up to spec and it was depressed value-wise. So the plan is just to stay here and fix up the house using the reverse mortgage as a source of money. Funnily, a lot of bills also cropped up in the course of getting the reverse mortgage since my central air conditioning and car broke down. I had to get a new used car. I also got the sewer fixed. I spent about $10,000 but I wasn't financially embarrassed because I was saved by the system.

    Liberty's loan administrator was great, bubbly and happy all the time. She called me when she really didn't even need to have to call me. Everything was pretty prompt and on a timely manner. However, I got this thing from PRC, I don't know if they were the underwriters and I was under the understanding that Liberty was going to hold the loan.

    I'd already started some paperwork with AAG and didn't like the person that I was working with. He was very snooty, snotty, blunt and bland. He has no people personality. I brought up some situations and he acted like I was a dummy and I didn't like that. I've never gone through this so I had a lot of questions for him. They probably offered as much or more than Liberty did but weren't as cordial and polite. They seemed like they wanted a little more information on some things than I was willing to give. I just didn't like that person and I told him so on the phone.

    Then, I worked with another person with Liberty and she was great. She did a lot of the paperwork and I can tell that she's very into her job. Since I had a lot of the paperwork already done through AAG, this made it a little easier for them and they picked up on it. They did everything on a timely manner and were very professional and personable.

We gave a canceled check, our account number and other information to the people they hired in Denver. We came home one day and found a package in our front door from FedEx. She pursued it and said it was just a mistake. She turned it over to her boss and he supposedly talked to them, though she couldn't get a reason why this company did that.     I was talking to a guy about the home mortgage I have now. They were charging all these fees and everything. I also saw AEG, another home equity place, on the internet and I thought I’ll give them a call. Somewhere along the line, with all the popups I get on my computer, I looked at the thing, pushed the button and Liberty came up. Talked to them and they told me about the no-fee this and that, and that they give more interest on the money I can pull out, and what they charge. So I thought, “Yeah. Why not?” I was going to do it anyhow, but it was a hell of a lot better deal.

    Liberty's agent was probably the most honest of all the people I talked to. Other people, when they call, they want me to hurry up. They try to get me to do something and charge so much, They want me to do it now before the special’s up. I told Liberty's agent, and he agreed with me, that I don’t have to pay all these fees. I’ve refinanced this house three times, bought two houses, bought all sorts of stuff and every time I change hands I don’t have to pay all these fees. These are just a way to get more money out of me.

    This other outfit I was going with was $6,000 upfront money when the smoke cleared. And, of course, they add that to what they pay off on the house. Like if I yield 40, then it’d be 46. And I thought, “No. I ain’t playing this game.” He said, “Well, we got to pay the staff.” They're paying the staff anyhow whether they’re watching the computer, out golfing or working. They all get salaries, so if they’re doing their job, why do I got to to pay them? But with Liberty, when all the smoke clears, they want to know how much you want to take the first year. I took a dollar like I told them. I’m not in financial ruin. I don’t need the money. This is just a way to secure things up in case something happens. I said that’s all I want, one dollar. Just let the rest of it ride and collect interest. So I'd recommend Liberty and their agent to anybody.

    I did a reverse mortgage to have a little emergency fund if I ever needed it and I did it with Liberty Home Equity Solutions because Howard, their rep, knew his business. He explained everything in detail and if I got a question, he was always available. From the very inception of the first call until after the loan was closed, after it's out of his hands, he was as kind then as the first time he explained the loan to me. We couldn't have done better without him.

    Overall it’s an excellent experience with Liberty. The only thing is we received a $3 check from them and then later $90 check and we’ve never paid any money. I wonder where that’s coming from. I got the statement then it didn’t show up on that. And it said something about overdrawing on the closing cost and they paid the closing cost, so it wouldn’t be my money. I just don’t want to take something not mine.
