Reverse mortgage was appropriate for our situation being semi-retired and 68 years old. We decided that we have good equity in that home but we're never going to pay it off entirely and we'll downsize before we pay it off anyway. We were referred to Liberty by er, there were a couple of other individuals who I engaged with on the phone. They were also helpful once the process was turnedour financial adviser in Denver, Colorado. I talked to one other reverse mortgage company and they were fine also but we decided to go with Liberty where the representative was very helpful and moved along very quickly with it. The loan officer educated us as to what the whole process and product were. We went through the counseling session over the phone which was required with the third party. The whole education process was good. After we went through the process with the loan offic over to them.

I wanted to remodel my picket fence around the house and I had a couple of credit cards. But I already had a mortgage with Ocwen plus I was given a loan, and I had to continue paying both. So when I talked to Ocwen, they told me about getting a reverse mortgage and it sounded like a good idea. I was already with them for 15 years and when they suggested Liberty as the first option, I went with them. The ladies that I talked to at Liberty were very nice and seemed caring. The first one explained the different ways of going about the reverse mortgage and walked me through it. I had a problem understanding at the beginning but after I've had time to read the papers over and over again, I understand it better now.
Liberty gave me a fairly good deal and told me that I got a choice to get out anytime I want to. All I have to do is pay the loan and I'm out. Everything was also on schedule as well as far as the paperwork and the time of the things that they said were going to happen are concerned. The best thing is everything is coming out like they told me and there were no pop out things that came out different. They also said I would get a statement every month showing me what's going on. I've gotten my first statement and everything looks fair and good.
But I would give them a low point on the counseling. Initially, when they told me about the reverse mortgage and I read the brochure they gave me, I asked why I would need counseling since I wasn’t sick or crazy. The lady who first came over told me that the counselor would walk me through what to expect and talk to me about how I feel about the reverse mortgage. She said they wanted to know why I want to get in it, how I found out about it and how it is going to benefit me or ii it is just going to mess me up. It sounded good and she recommended a few counselors but I wasn't aware about them so I told her to go ahead and give one to me.
When we got into it, the counseling was a different thing than what was explained to me and what was on the brochure. The counseling lady was doing it like she's done it so many times and was moving along too fast. She also seemed anxious to get out of it. She should have taken the time explaining and breaking things down into details a little bit more because new people like me who are coming into this program are naive or ignorant. I also tend to think of questions after talking to somebody. So while I was told that no question is a stupid question, she gave me the impression that I'm some dummy and when you go through people like that, you don't want to ask a question. But it's a big office and you get all types of people so it might have been just that one lady I got or it could have been just on my side.
Hi Jesse, Thank you for bringing this to our attention. We take feedback seriously and appreciate you taking the time to provide us insight to your HUD counseling experience. A member from our team will reach out to you shortly to discuss this matter.

I read reviews on a company and everything was just terrible. They talked about it being a call center and how they never got to talk to the same people. I kept looking through all those reviews and I found one that said, “I just threw my hands in the air and I called Liberty. And they’re the best and I’m very happy with them.” I called them as well. My house was paid in full and I wanted a reverse mortgage as part of my retirement plan.
Jim was the salesperson and he called right away. We made an appointment. When he came, we talked for a few minutes and we had a lot of things in common. He told me the two ladies that I’d be working with and they were very nice throughout the whole procedure. I liked the people I met and the fact that it wasn’t a call center. It worked out fine. I was always available when they called me.
It took six weeks to finalize the process. It could’ve been shorter if I did in advance what they are looking for. Jim needed copies of stuff and I got them all. But I started receiving calls that they needed two years of this and this. We would have closed in three weeks though. Since they knew in advance what we were going to need, they could have come out with a checklist stating that. Also, I’d like to have a copy of the notarized documents because I have to change my will and I can’t just make stuff up. It’d be easier to go on with legalized and notarized documents. Otherwise, everything was great.

I didn’t want a regular refi where I had to pay the money back, and reverse mortgage seemed like something that I didn’t have to pay back. Liberty was willing to work with me on the assessment and a few other things. It was pretty expensive and I didn’t have the $500, but they worked beyond that. I was working with a couple of other companies, but I liked Liberty the best. The rep, Richard, and I went back and forth quite a few times and he was very helpful. At every stop in the process, the reps handed me off to someone else, but Richard was instrumental in getting me to go with Liberty because he was very knowledgeable and I felt comfortable dealing with him.
The reps were very honest about everything, and whenever I called them, they called me back. They were very professional, and if they said something was going to happen on Tuesday, it happened on Tuesday. We started the loan process in late July and I am completed with it now. There were no bumps in the road. They made everything very smooth, and I’ll recommend them highly. I had an excellent experience with them.

My granddaughter told me about Liberty Home Equity Solutions and I got a reverse mortgage from them since it offered me something that I could have until I die. Their reps have been courteous and explained everything well. A lot of work was needed on their paperwork, but they're good and efficient. My counselor also told me all about what to expect and what not to expect. I like that he mapped it out good for me. It’s been an interesting experience.

I chose to go with a reverse mortgage since I’m retired and I didn’t want to have to make a payment. I put in a request at Liberty really quick, then somebody called me. Things ran smoothly after that. The loan officer that I talked to was very professional and our interaction went well. They weren't pushy or partial. It was a professional and timely experience overall.

My father is 92 and on a fixed income. The first reverse mortgage that he and my mother had was used to pay for all her medical bills, so he was worried that he wasn’t going to have enough money in case something happened to him if he got sick. He got a reverse mortgage with Liberty and everybody there seemed very nice and friendly. My father forgot to find some papers and when the message got to me, it was not a complete message from the people in California, so I called the woman in Texas and asked for her help. She gave me the name of the person to call in California and really helpful. But when the notary came out, I found out the pay-out was going to be in monthly installments and he was under the impression that it was going to be a one month sum.

We wanted to be able to get money but we didn't want to take a loan out then have to pay it back because we might not use that much. So a couple of years ago, we thought about doing a reverse mortgage and we dealt with a gentleman from Liberty Home Equity Solutions. They were right in the ballpark price with most of the companies and we were pleased with them, but we didn't push through with the reverse mortgage at the time.
Then we decided to go back and get it done. We got the same gentleman that helped us the first time and he was very good. He came out to our home, went through everything and was able to answer questions at any time. Once we started the processing phase, they kept in contact with us and the loan officer even came on the signing. We gave them what they asked for and they didn't come back every day or two asking us for more. They got the mortgage done in the timeframe they said they would be getting it done and everything went well. We'd recommend Liberty to anybody.

We have done a home equity loan already plus I want to try to keep my mother in the house and the reverse mortgage was the best way to do it at that point. The loan officer came to the house and that's good. With that home equity loan, anything I did would come out of a checking account. When PNC went to collect the payment, there wasn’t any money in the checking account, so we ended up with a late charge. We got that resolved, but it was a mess because there was a problem with the coordination between the pay-off amount. After Liberty paid off the PNC home equity loan, there was still a balance left on it and I had to pay the balance. But the agents that were involved were very cooperative, very helpful and I had a pretty good idea about what I was doing.

I went online and saw a few different companies advertising and chose reverse mortgage because I don't have to make payments or anything on it this year, tax-free. I contacted other reverse mortgage providers but they did not really respond that well. But when I talked to Liberty, they were very friendly and called me every time. They were available for any questions or anything that I needed and answered everything for me right out. My dealing with their loan officer was fantastic. I had a very good experience with Liberty Home.

Liberty Home Equity Solutions was the third company I decided on. The first one that I talked to I never got off of first base. The guy who called me ticked me off over the phone before I even got to know the company. I was also dealing with another company but I got discouraged with them because of some of the things that they told me one time and then told me something different. I then got in touch with Liberty and I was more than satisfied with the way things were handled. What they told me they were going to do, they did it. I wanted to stay in the house that I'm in and I needed financial help to keep it up and keep going so I got a reverse mortgage.
The loan officer was very helpful, went through the process in detail, explained to me exactly how things were going to go and what was expected of me. Then we discussed what I expected of them. We came to a mutual agreement, and everything went smooth. It took a little longer than I thought but some of the problems weren't theirs, it was mine. Nevertheless, everything worked out in the end and I've recommended them to others.

I had come to the end of a long-term paying nothing but interest. When I had first gotten hitched up with Ocwen 15 years ago now, Liberty Home was in one of Ocwen’s communications. The information that they sent was all very positive and easy to follow so I made the phone call and worked with them. Everything was great including the other ancillary people I had to deal with as part of the process. I saw a well put together package of things to do. I told the gentleman that I had dealt with most that I was going to put him in my address book and call him every now and again and talk to him. What was nice about him is he had worked in Cleveland upon a time so it was like dealing with somebody who knew where I came from. My experience was a very positive thing, all the way around.

I had put a lot of pension to my house and needed to get some of it out so I called Liberty. I am glad that they have responded more quickly and with more information. The loan officer that I spoke with was very understanding and pleasant. He explained things to me thoroughly. Although I was not happy with the speed with which was the transaction closed. It seemed to take longer than it should. It took three months and there were reasons. It might not have been quoted three months. It would seem to me that they would do one thing then the next day, do something else. But it's done and I have my money. They also did not do very well at explaining about having my escrow accounts. They told me that we were going to escrow funds for paying my taxes and insurances, but that was all.

The company that I talked to first was Lending Tree. I started off with them, but the rep wasn’t explaining too much to me, which turned me off. That’s when I began my Google search and found Liberty. I'm 62 June of 2017 and when I found out that that’s a qualification, I started and I was right on the mark. I spoke with Jim and he was wonderful. He answered all my questions and put me at ease. I live in a condominium, so they had to deal with the management company. There were a couple of hiccups, but it had nothing to do with Liberty. Now I can do things with the money I would have sent out to Chase for my mortgage payment every month. I don’t have to send that anymore and that stays in my account. I don’t have any money worries now because of Liberty. They were very professional and I'm happy I did this. I'd tell my friends that Liberty would do a superior job.

Liberty's loan officer was magnificent and I like her. She's very friendly and knowledgeable. The experience was all good but it was disappointing that I thought we will get a little more cash on our hands because of the equity. It didn't turn out to be that way, but still, it was better than nothing. We had a referral from someone in Minnesota and she sounded good, too. But because of the relationship we developed with the loan officer of Liberty, I decided to stay with her. Although the lady from Minnesota had offered us more money.

I'm almost 80 years old and still working. I had some money saved and I need to work on my house. Their rep came down and explained to me how it worked and I'm not taking the chances anymore. They used to have a horrible reputation but he explained it in ways, more than once, that it was not scary when you work all your life. You're not losing it. He made three trips down here so he could sit down and explain and not talk on the phone all the time. He told me the things that he could do. It was all laid out good and in layman's term for everybody to understand what was going on. Also, he wasn't pushy at all. He did a good job and I was able to call him if we had any question. He took time to answer it and went in detail. So, I was really pleased with him.

The loan officer just seemed so confused, although she was knowledgeable but that’s once you figured out what she was doing. It all worked out in the end. I hear and tell, and I got a few laughs out of it, so no harm, no foul. They were helpful and got the job done, and overall, it was a good experience. Reverse mortgages have a lot of bad publicity and I looked into about 12 different companies that offered them on the internet. I talked to Liberty and to the number one company, which was AAA. The one who came out first from Liberty and made an appointment was Lori and she was a very good salesperson. She gave me all the information that I needed to make the decision. I would highly rate Liberty and the people that work for them. But the government had all these people come out, estimate on my house and pick a lot of stuff apart that was stupid. They caused me a lot of problems and nothing but headaches. But it was all done in spite of the estimator.
As an example, I showed them where there was a puddle of water and the estimator put on his report that it was an accumulation of water and that I had a problem with the water system. I had to take pictures and had a special person come out to deal with the puddle. It cost me money. But there was no puddle and there was no water problem. That wasn’t a person with Liberty but he was recommended. They also got a whole list of people to call to tell me all about reverse mortgages and that person read over the phone a paper that they got printed up. All they’re doing was reading stuff off so fast and I didn’t catch any of it. If it wasn’t for Lori of Liberty, I would never have gotten any information. She also spent a lot of time with me and filled me in on everything.

We bought the house from CalAtlantic and Liberty was our mortgage company. I dealt with somebody in California and in Florida. The one in Florida told me it’s good to close, and the one in California said there's no way. That went on for three times and on the fourth time, we were told to meet our realtor at their office at 4:00 o'clock, so we did. When we got there, she asked if we brought anything to eat. We said no and she replied she doesn't have any paperwork for me to sign. We sat there for an hour and ordered a pizza, and she kept waiting for something to come over on our computer. She said I got to have a mobile notary.
I sat there and thought it was going to be a waste of time, but it wasn't. She finally got the paperwork to come over on our computer. Then a guy came and printed out 200-something pages of paperwork to sign. We got out of there about 9:30 that night. But what I got mad about was they said I picked the builders' mortgage company. I'm brand-new to Florida and I don't remember picking a mortgage company. Then they said they didn’t know how to do a reverse mortgage, so they stopped with them and got somebody else. That's what delayed everything and it wasn't a pleasant experience. We got here around the 1st of May, and we sat here till the 12th of June before we closed.
Apparently, they couldn't do any pre-approved paperwork before I closed my other house and got debt-free on that one. Equifax had me as deceased, so I had to clear that up and it was a nightmare. We got that taken care of and everything worked out. All in all, Liberty worked very well and the person that works with Liberty seems very, very nice. She did her best that she could to get us the close. We got closed, we're in and we're happy. But Liberty could have done a little bit better keeping me informed of what was going on instead of telling me I was good to close and then say it's not going to happen.

I'm going to be selling my house shortly because my income level went down and in preparation I have to throw some money into it, paint and do some things. So I thought that getting reverse mortgage would be the best. I went online with AAG and filled out some form then they sent it to whoever they deal with. Liberty and somebody else were rated top two and within minutes Liberty was the first one to email. The Liberty loan officer was very local so I was able to meet with him. He spent a great deal of time going over what it was. First I had to do some kind of a 10-minute or a half hour education thing over the phone. I could have done that without staying with that particular person but I decided that particular person had spent enough time with me. I understood it and so I decided to go for it.
The loan officer went over all the costs. I had gotten a comparison with some others online. I questioned a couple of things and they were able to compete and reduce some of my closing expenses. It was excellent. It was hard for me to believe but they actually closed in my house. If there was any criticism is that I closed in July and after the three-day right of rescission everything was to be released on the 21st. That occurred but when they had done their title search there was an outstanding water bill so I ahead of time said I wanted that to be paid out of the proceeds. It took the title company that they used a little longer than I thought but nothing that should make anyone lose their job and it also had nothing do with my agent. I just followed it with the bank and then it was fine. My experience was comfortable and informative. And I would recommend them.

Our mortgage was paid off, we don't need any other kind of mortgage, and a reverse mortgage can be a line of credit for the future. I went with Liberty Home as they have no fee. The reps were very helpful. However, I was told the reverse mortgage would not be shifted to Ocwen as I had called to discuss the legal issues, but it was, so I was disappointed about that. But anyway, we only have a $1 mortgage so it's easily paid off, and other than that, everything went very smoothly. It was an excellent experience.

My experience with Liberty Home Equity Solutions was excellent. We talked to a girl and she was trying to help me, but I just couldn’t make up my mind for over a year. She didn't panic and stayed with me whenever I changed my mind about doing a reverse mortgage. Finally, I told her, “I'm going to go ahead and do it now.” I also heard about reverse mortgages 'cause I have a friend that has one. I'm 71 and that’s the only thing I could justify. I didn’t need a partial real mortgage, full mortgage, or any of that kind of stuff.
Their rep and I went over everything on that and all the different choices you can make and the whole thing. They had a lady call from the headquarters who helped me with some of the detail work and she was helpful. My experience was just very easy and straightforward. I thought it would be a lot more difficult than it was.

I had a home equity line of credit that was expiring this month of August and it seemed like it was appropriate to do a reverse mortgage instead. I went to Liberty Home Equity Solutions because they had a local representative in Houston. I like that I can go face-to-face with somebody if necessary instead of just over the phone.
We had to go online and listen to a presentation and filled out a questionnaire afterwards. The process was pretty clear. Plus, we had a lot of information that we had gotten online from various reverse mortgage companies that sent us write-ups and brochures. The FHA inspector had pointed out a couple of things that needed to be done around the house so we set aside the money to take care of that. We did the work and submitted the invoice but there was some problem between Liberty and the contractor on getting the necessary information. But they seemed to know what they were doing and talking about so I was comfortable with the whole process.
I've talked to several different people over a certain period of time including the local representatives. Every one of them seemed to be very professional or went out of their way. But with all the FHA requirements, it seemed like there was always a request for more information so it took a long time. We started back in January talking to Liberty and it wasn't until the latter part of June before we were able to consummate the whole deal. But it's still a good experience and they seemed to help us a lot.

This one, because of the flood, delayed the sale of the house so my savings started to go down a little bit, so I said I'll check in on the reverse mortgage. James was nice. I have helped my mother-in-law through the whole process with Liberty Home Equity Solutions. I had numerous mortgages myself and I'm fairly familiar with how mortgages worked so I looked at the various aspects. There were a number of attractions that a reverse mortgage has that we felt her circumstance would be beneficial so we went that way. Given her stage in life and her personal situation, she could not have to worry about a mortgage payment anymore. She also had her home for 30 years and she has no intent to leave it. So it worked out very nicely with the way that the property was valued and the process was a lot quicker than a conventional loan. It went through very quickly and very efficiently with a lot of care and consideration.
Liberty was excellent, professional and top-notch. It was the best experience I've personally had in any kind of mortgage related type of instrument. But I hope they can organize a Spanish-speaking person for mother-in-law because her primary language is Spanish. Even though we speak Spanish and we assisted her in that regard, it would still be nice to have somebody who can speak Spanish. But there were a lot of things that were done to facilitate the process and make it easy for her. She received assistance in Spanish during the closing and even in the process of the interview that she had to go through. My mother-in-law was tickled pink. Overall, Liberty has outstanding customer support but there is one department in Liberty wherein customer service requires a lot of improvement. The young lady there was not well-prepared. We are in our late 60s and scuffling to keep our head above water. When I stopped working, it really became our problem. My health was getting worse and my husband had two heart attacks, and it's been the reason we came out from under the pressure. We had to have some place to live regardless, so we didn't want to give up our house. Plus, there was no one to leave it to. Doing a reserve mortgage was one way that we could live in it and not feel so much of the stress of the house. I didn't like the way another company handled us and we were stressed. The gentleman didn't stay in communication and we needed that. We ended up with Liberty and had Mika one time. She connected with me and had a very sweet personality. We went with her for almost a year, but they turned us down.
They wanted us to come to the table with $2,000 and we didn't have it, so we stopped the communication and then after a year, someone told us to ask Mika again 'cause things would get worse for us, so I did. Mika kept me abreast of what was going on and the application went through. I was happy with her at that point because they took a lot of stress off of us. Deborah, the realtor, went to Liberty and she was nicer. She kept encouraging us that it was going to be different this time and that it's going to go through. We never met her, but she had good communication with us through the phone. Even when she turned us over to a financial personnel, I could still call her and she would take time to talk to me.
Liberty made me feel like I was important enough to keep my situation on the table and that they were still working on my case. I like the literature they sent us and they gave me a book to keep my contract and everything altogether. Plus, the person they found locally to come in the house was patient with us. My husband's sight is not good and I have to guide him to the line to write on. I watched her and she stayed patient with us. We were finalizing everything and it felt good that the young people we're dealing with weren't impatient with us. Overall, I had an encouraging experience that although I didn't know what I was getting into, I was led with patience and they understood my situation. They were fair with us and I would recommend them to anybody who was looking to sell or buy.

All these advertisements on TV make reverse mortgage sound real nice. You can use your equity money for whatever you want -- pay your bills, take a nice long vacation and live comfortably with just your income. For me I needed a roof so I decided I'm going to reverse mortgage my home and use the money for it. Also I had my niece living with me but she died about seven months ago. I was here by myself and my brothers wanted me to move out and sell the house. I told them that they never helped me with payments, no nothing, so why should I leave them the house. If I die Liberty can have it.
Chris from Liberty was very nice and he explained things to me. Then with the inspectors and the ones who talked to me and my notary it was a different story. But I went ahead and did it because I needed to put a roof in my house and I can't afford it. I was also a little disappointed with handling the money because I heard about people that got reverse mortgage.
I have a friend and they gave her like $6,500 – $50,000 and they gave it to her right away. She got all her money but at that time I think her home was paid for already. They did send me $9,000 but I did pay a couple of bills. They also keep so much money for repairs. I have to have a licensed roofer who was going to charge $8,000 and they kept like $13,000 out of the money. Then I don’t get the rest of the money until next year.
I also have a lot of friends and none of them like the reverse mortgage. They say it's not as true as they advertise it. A lot of my friends were saying that I was crazy to do this. But I explained to them, “You guys have husbands. They can help you around the house.” It's hard to keep up a house. Like when my air condition broke last year it cost me $8,000 and it's a good thing that I had the money. I also knew I wasn’t going to get all the equity because it takes closing cost and everything that I had to pay. Also the people at Liberty that I talked to, women, men, or whoever I talked to were very nice.

It was very good except for the appraisal person and that wasn’t Liberty's fault. The appraisal company first called and said that they had to have the money upfront. My understanding was that the appraiser was gonna come out of the settlement.
The appraisal company was out of California also and they had to get somebody back here, and that took about two weeks. They got an appraiser that was fairly local but then it took him a couple of weeks to do it. He finally came over, did the appraisal and sent it in, and something was not right with the FHA deal. So, they had to come back on that and then the lagoon problem came up, and that killed another couple of weeks. The lagoon took off the value of the property. It was a health risk and so they finally called the county health department and he came out, looked at it and said to apply for a lagoon and told them that it was all right. The appraisal company just wanted a confirmation that it was okay. Liberty did the best they could about it.

Mike, the loan officer from Liberty, was very nice to us and that’s why we chose them. He even tried to smooth things over when Liberty itself was clumsy in the handling of the finalization.
For example, when we were supposed to have the money sent, they said they couldn’t transfer it and they’d have to mail it to me. On the day that they were supposed to mail it, my homeowners' insurance company called me and said, "we gave your reverse mortgage people some information" which meant that we wouldn’t get the check that day because they didn’t prepare it properly. The process took a longer time than I thought but we got it all taken care of and the guidance we received was perfect. Liberty was exactly what we needed and they were very courteous, knowledgeable and helped us all we could.

I’m old and decided on a reverse mortgage. I called one company but they didn’t answer my questions, but when I somehow got Liberty's number, they answered them. Frank came out to the house and he was good. However, there was one lady that I had a little problem with. Frank called when the paperwork got started and told me that Felicia was going to be my contact. A week later when she called and I asked questions, she acted like, “Why are you bugging me with all these stuff?” She got problems. Also, I had an appraisal and it just happened that I had a bunch of work to do in the house and I got the work all done. And when I called the guy that did the appraisal, he was on vacation in England. Then I called Felicia since she was who I was supposed to call about problems and she told me that they were getting somebody else. She said it three times when I called. But she lied.
When I talked to the appraisal company, the first lady called and told me to wait ‘till this appraiser guy comes back out from vacation and that they were not gonna get another one. When the appraiser finally came back, he came out to my house to reappraise it and he told me the same thing. He said he was told he didn't turn the internal papers in and they wouldn't know to get somebody else to come back out and check the stuff that was already done.
One time Frank called me and said that Felicia called him and that that they've got somebody set up and that I was to be notified in three days. That was a couple of weeks before the appraiser came back from vacation and I heard nothing. Frank taught me all he could but I told him that I would not deal with Felicia again. She was on vacation once and I was given a guy who was out in California. He was really good and I wanna talk to him a couple of times. Other than the issue with Felicia, I would recommend Liberty.

We didn't have enough credit to get anything else other than a reverse mortgage. I don't have an income, just Social Security. I wasn't thoroughly convinced on the guidance I received from Liberty. We received a CD in the mail from one of those actors, Tom Selleck. I thought about it and decided to try them because we weren't getting anywhere. Dealing with my loan officer was up and down for a while. We didn't know what was going on half the time but finally got it through.
First, they told us "You don't have to worry about your credit" and "no problem". Then all of a sudden the credit was an issue and then it seemed like one thing after another. They wanted us to have a $10,000 homeowners insurance policy to get something down. I'm not sure what it was. I only got a $5,000 deductible, just to keep them happy, but I wasn't happy about that. I don't know what the deal was then. Our appraisal came in less than what we had paid for it when we had it built. We paid $292,000 to have this house built and the appraisal came in at $291,000.
The overall experience was interesting. It was confusing. We didn't know why they needed an extra $3,000 if the appraisal came in under what I had said it was worth. We've had real estate people and then it was appraised. They think they could sell it between $298,000 and $306,000. And then that's still not much more. We put $150,000 down on this house and we couldn't understand what the big problem was. We only owed $142,000 on it. Finally, the loan is over. It didn't come out exactly like I thought it was going to come out but we got it anyway.
William, Thank you for providing feedback about your experience working with Liberty! We appreciate the opportunity to improve our customer experience.

I was an accountant before I retired and I looked at a lot of different things. There's no payment in reverse mortgage so I chose to do it. The whole point of taking it was paying off all my credit cards so I could live on my income. A friend of mine dealt with Liberty Home Equity before and he was very pleased and when I connected with them I also got a really nice lady, Liz. She was a doll. She walked me through the whole thing, was helpful and I really was impressed with her. The process took a long time because there's a lot of weird papers I had to come up with but once I got all the paperwork together it went like a breeze. I got what I wanted and I’m happy.

I had a line of credit before with Chase Bank for 20 years and they’d changed the rules a couple of years ago and took it away. I always like the comfort zone of having it there just in case so when I lost it, I felt naked out there. I retired, sold the business I had in New Orleans and moved to Florida. I am just collecting social security and I got into a book writing project so if this thing hits, then great. I was in the position that I thought I was going to have it done in five months and now I’m a year and a half into it, and I’d better get a little back up in case. It was the impetus that led me to have a reverse mortgage. Liberty Home had some plan or deal like a very low cost closing that attracted me to them compared to other outfits.
I also had a very good, cordial relationship with the fellow from Liberty. I wouldn’t have done it if I hadn’t received the guidance that I got from the guy that I worked with. He was very valuable. In speaking with him the few times that I did and it was some of the questions I had, I started feeling abyss with him that I felt he was legit and I could trust him. It wouldn’t be a one shot call that I got from somebody with an 800 number that was trying to sell me something. I had his cellphone number and a couple of different numbers from him. There was enough said and done that I relaxed and thought that the information he is telling me is good and that he’s honest.
I also checked two or three other places that advertised the reverse mortgage and the line of credit type deal that I was getting with Liberty. A couple of them said they can’t do with my claiming and they’re going to get me somewhere down the road. I even took the initial paperwork I got from Liberty and showed a couple of people that were in the same business and it may just set their heads. I haven’t done anything with it since I’ve got it but it’s there and I’m comfortable with it.
I got my first statement the other day and I was a little concerned about it. I was going to call the guy that I dealt with and ask what’s going on because there was closing cost for whatever reason like a Medicare type fee for $160 that I got billed on my credit card. I called and asked my credit card company and it turned out that it was from the consultation that is required, but I’d given the guy that I dealt with the permission to pay that closing with the loan deal. A couple of months after the closing, I got charged $160 and when I looked it up and researched, I thought, “Oh, okay.” I obviously didn’t do it at closing or they didn’t add it on at closing.”
Then I was also not getting any statements for a couple of months and I thought it was because the property taxes was coming due. They were making a deal of it to make sure that I was paying my property taxes. And I did for the last 30 years on my record and I just can't pay my property taxes. But because it was getting so close to the closing, they went ahead and paid a couple of hundred dollars. I normally do one payment in a year for I got the options to make three or four payments. The next payment, they came off and paid a portion of that and I don't know why they're doing it. It's not due yet and I pay when it's due that's why I pay all of my bills and I had explained that going through the process early on because I had a couple of questions for me about that taxes, investment property and also my residential properties.
I have reasons for everything I do but they went ahead and paid half of the next part of my homeowners taxes that would've been due and I finally got a statement two weeks ago. And then, I got another statement at the mortgage that had already been sold to somebody else. I don't know how all that works but everything's okay.

I was working for a reverse mortgage and I got a business card from a guy who deals with Liberty Home Equity Solutions. Jim, the one who sold me the package, was very knowledgeable. I look up to him now almost as a brother. It all went smooth and it was all handled well. The only shock I got was that I tried it several years ago. I applied for a reverse mortgage with some other company and they were going to give me $220,000 and they wanted $25,000 to do it. I told them in very impolite terms what they could do their idea. I decided to get married to a Japanese lady and fix my house up and today is my 50th anniversary and I never took out anything out of the mortgage as for as equity, and then it was only $620,000 or $650,000 was the max Liberty would loan and they gave me $426,500. I was in shock! I did some renovating and bought a new car with the $426,000. Overall, it was an excellent experience.

The person I bought it from had a Fannie Mae mortgage and there was a flood. There was a freeze about four months prior to my buying it and the pipes all blew and there was a $5,000 water bill and the person just let the house go. I bought it for $75,000. It sold for about $250,000 six years earlier and I’m in a neighborhood that had value. It had a lot of value and I had no mortgage and I needed cash to finish it. The guy I worked with at Liberty, Eric, was wonderful. There was a level of respect and concern and helpfulness that I never expected to receive. Liberty was fantastic and I would definitely recommend them.

They wanted me to enjoy life a little more and told me that a reverse mortgage would help me. So we decided to get one. I started searching and Liberty responded and it worked out great. My experience with Liberty has been very good. I'm 80 years old and still paying a mortgage. Also, I like to spend my own money myself rather than leave it for somebody else to spend it. I made a phone call after reading about Liberty Home Equity Solutions on the computer and I talked to a nice guy in California named Anthony. He was spot on and was accommodating. He returned phone calls. He started at the beginning as I didn't know anything about a reverse mortgage. I didn't think I'd be doing a reverse mortgage until I talked with him! I understand how it works now.
However, I'm having a serious problem with Ocwen. I got a letter from them that they took over the reverse mortgage after it was all fixed. The letter verified that the ownership of my mortgage loan was transferred on June the 30th to Ocwen Loan Servicing with Palm Beach, Florida. Now we've found some accidental problems with the house which they're now working on and I need to pay them so I'm glad I got the reverse mortgage. But Ocwen doesn't have any idea who I am. I read the letter to them. I told them the letter that they sent me was dated July 1. They wanted me to fax a copy of the letter back to them. I got loan numbers and account numbers. I also gave them a social security number. I'm good with everything, yet they don't know who I am.

About 8 years ago, I applied to AAG and the place didn't appraise as much as we needed so I dropped it. One day, I went online with my telephone and I put in that I was inquiring. A gentleman called me and I talked with him and he asked me to give him some information and ran a credit check. We took it from there and that was in the first part of February. Most of the time, if I contacted the loan officer, he contacted me back although there was once or twice that I called him and didn't hear back from him. The problem, however, was either the company or maybe FHA or the federal government. After the appraiser did the appraisal, I felt like I was getting the runaround.
The appraisal was done by a separate individual here in Tuscaloosa and I was told that I would get a copy but I had to call to ask for it. The appraiser was supposed to have it but then it had to go to another appraisal company first and that didn't make sense to me. They said they would try to get it back ASAP but it just went back and forth Liberty and FA Chase. Every time I called, all I was trying to find out was where my appraisal was, how much they appraised it for and if it were enough for what I wanted, and I couldn’t get any answers. He told me he had my appraisal right in front of him but he was not allowed to tell me how much it was for and I didn't understand that either. So I asked for a copy of my appraisal in writing and it took two weeks but I finally got it.
At that time, I was also calling the lady in Florida who's a processor and she was told they'll get the paperwork in a few days, but then I wouldn't hear back. I'd call her back but she'd say that she hasn't heard back from him either. After I found out how much my appraisal came back for, I thought there were some things in the appraisal that weren't right. I called the appraiser and he told me that if Liberty told him that they needed him to change something on the appraisal, he could look at it again but if I asked him to do it, it would wipe out the whole thing. He didn’t even appraise the property for what I had paid for. It would’ve brought my appraisal to where it should’ve been.
So, I called the gentleman and the lady in Florida but they never contacted him. They just went ahead and started working with me. They had me down a $15,000 worth of closing cost which they dropped and that’s why we ended up closing out but they never tried to do anything to help me with my appraisal. Overall, the entire process took three to four months. There was something underlying there that didn’t make sense to me. And although I don’t blame the two people that I dealt with, I wouldn’t use Liberty again.

Initially, I was talking to AAG and I didn’t like the idea of talking to someone that was so distant. But my loan officer at Liberty was gentle with me and understood what I was talking about. He was always helpful, informative, always answered my questions and discussed everything with me. Katy, the other person I worked with, would call and keep me updated even if nothing was currently happening.
I did the counseling and I paid for it, but, overall, it was a good, efficient experience and it helped me out a lot. I would recommend them.some reason, it still showed up on my final closing papers. It might take a while to get the money back, but as far as the other money that was owed to me, it came in promptly. I had recently acquired a home in Florida which my sister and I co-owned and then she signed it over to me. I needed the additional income because I’m retired now and I’m living beyond my means. The reverse mortgage with Liberty Home Equity Solutions allows me to have income that I keep each month so I don’t have to dip further and further into savings. I am a conservative shopper so I went online and looked at ratings of different organizations. I called eight of them and I asked several questions to try and compare rates. I asked, “If I died in two years, how much would the equity of my home if it was worth this would come to my heirs at that point?” I also asked them if I wanted to take everything as a monthly payment, how much it would be, for how many years and how much money I can get to see me through until I was 80 years old.
I appraised each company based on the answers that I was given. I also rated them based on how promptly they got back to me with the information that I had requested and whether they actually answered my questions or tried to use a sales pitch. Ron, the loan officer from Liberty, did an excellent job. He answered all my questions and was prompt in getting back to me. He got things done when he said he would. I’m a numbers guy and I know what numbers he’s working with and Ron gave me the honest information to evaluate. Some of the companies didn’t want to answer that question for me. That turned me off because I wanted to have exact comparison points and Liberty is one of the three that gave me an answer.
At the end, we had a few stumbles and Ron was the one who called me back and picked it up and made sure that things got done when needed. There was another fellow that was not as helpful. After I had invested money in getting the house appraised and in taking the training on the reverse mortgage, he wasn’t too eager to make sure that my things got done and I didn’t like that. Ron realized that there was a problem and he took care of it and we were able to work things out, get it done in a timely fashion. I had to do some family travels so it was important to get it done quickly. We got it done within the one-month window that he had promised me to get it done.

Having a reverse mortgage let us have money in our hands and we wouldn’t have to do the payments or pay the taxes. We chose to go with Liberty about the reverse mortgage and I felt comfortable with the loan officer as he was very approachable and easy to talk with. He explained everything to us. We didn’t have to go anywhere because he came to our house. He kept us abreast of what was going on and went through all the steps with us. He also said he felt that they were being forward and upfront. We worked with Liz in California and she was fantastic. We called her a couple of times about other questions and she was very helpful.
Also, the gentleman that came out from the loan company and did the paperwork was very nice. They explained everything to us, asked us different questions and we were able to answer them. So, they said we passed the test. Liberty calls every now and then to see if we've done any of the repairs. I told them that we had taken care of one of them but we had two more to go and so they asked me to call them when those got done so they could send the inspector back out. I’m 74 years old and I wanted to have a product that will help me save cash. I have a home that I have to keep up. I love my house and wanted to take care of it. Also, I want my money to accrue in savings. I still work and every time I get up to $15,000 or more, then $5,000 would have to be used to do repairs on the house. I don’t want to leave this house so the reverse mortgage helps me stay here.
I was an escrow officer for four years and I did a lot of reverse mortgage closings. At that time, the reverse mortgages were to keep people from starving. It was a totally different mechanism and it was simply people who were sitting in paid-for homes with nothing to eat. Well, that’s changed. A reverse mortgage is a financial vehicle now, where people aren’t quitting work at 65 anymore and if they own a home, they can’t let people degrade their homes but then the cost of keeping up a home can be a lot. My house is 45 years old. I have two 45-year-old bathrooms that need to be upgraded and that would take a lot of money.
I had talked to other companies but they just sent me packages of things. However, with Liberty, I very much like the man that came out and sat down with me. We went over all the paperwork and the options that I had. His name is Larry and he was very clear. He didn't give me any pressure. I stopped looking at other lenders after that. I felt like I was in the right place. He visited several times and was very knowledgeable and patient. There were four loan programs and he laid out what I thought was the best loan program for me. He got exactly what my intention was and absolutely understood my purpose for getting a reverse mortgage. Overall, I had a great experience with Liberty.

I’m retired and just getting divorced. My financial adviser said that reverse mortgage was a possibility and I could use that money. Liberty gave me three or four different choices, different percentages, and different costs. The others that I checked, they just gave you one cost and one percentage. And I’ve had experience with them before which I enjoyed. So, I knew them and that was important to me, too. Because I got letters saying, “Get a hold of us before the percentage goes up.” They realized the housing market has appreciated, so they want you to go with them. The loan officer is the same guy that I talked to before. This is actually an extension. So, because the market and housing has gone up, I think mine was originally $190,000 and it re-appraised at $235,000. That allowed me to get some more cash, have access to more cash and my line of credit.
Their reps were friendly, easy to deal with. There were good communications with them all throughout the process. And they were willing to work with me. Initially, their costs were a little bit high and I talked to my financial adviser. Then, based on that input, reduced the cost where I thought it was a good deal for me. And I went forward.

I had a home equity loan that was maturing. My housemate who had been paying me $400 a month ended up in a nursing home last March. The payments would be 2.5% of the balance which was over half of my income. There was no way I could make it and my ratio with debt to income was too high. I went to a bank and the man worked with me to get the ratio down, but they still said my income was too low. So, the only other option I could think of was reverse mortgage. I looked up reverse mortgages online and Liberty Home Equity Solutions was the first one that popped up. I said, "This don’t make sense." And then I found out that it was more about reverse mortgages and what all they entailed. It was such a big relief when the home equity loan had a zero balance. I didn’t even have to make the June payment. The July payment was the one that would have been over half my income. I really liked the idea, and it made me pick them over the two other companies I was researching on, since they do not have such contact. The loan officer that I met with seemed like a very knowledgeable guy, being able to answer all of my questions. He also showed me on paper how he could answer all the questions I have. He explained to me upfront how long the process would take, and when we signed the paperwork, he came to the house and brought the title company agent with him. We sat here at the table with my wife and got it all done. I felt like that it was he dealt with me honestly and openly. It was an all-around good experience and it didn’t take too terribly long.

I googled home reverse mortgages and there were three top choices that were rated the highest and so, I chose Liberty. I’m pleased with them and they worked very well with me. Everybody I worked with was nice, polite and informative. It was very comfortable talking with everyone. The loan officer explained everything to the tee and I understood everything that was going on. It was a good experience.

I did a refinance with Liberty because I don’t have a lot of money, so I figured this way, I wouldn’t have to be paying the mortgage. It's to free up and have some money. The loan officer, Steven, was very nice and helpful. I enjoyed talking with him and he responds when I send him an email. He was also thoughtful and thorough. Working with Liberty makes life easier and I’m very happy with them.

We had a lot of equity in the house and wanted to pull it out. We didn't want to make loan payments and an equity mortgage and we just wanted to have a line of credit that we could use in case of emergencies. We tried several other companies and they weren't very responsive and also, not all of them would do a reverse mortgage on a manufactured home, which is what we have, so we ended up going with Liberty as sort of a process of elimination. Initially, everything went very well. The loan officer, Chris, was very informative and responsive and he would call us during the process and let us know about the status of things.
We had a little wrinkle that occurred when we had an engineer that had to come out to inspect the foundation, and that we knew that was a part of the deal. The company came out and the engineer did the inspection then he sent the report and said that we weren't compliant which was a surprise to us. We believed him, so we paid out our part and didn't put it on the closing cost then we paid for somebody to come out and correct the problem. And then we were told that there would have to be a reinspection and we figured that would be normal but we didn't figure that there was going to be an additional charge for that. So we were a little concerned because nothing was indicated in the information we got from the engineering company that if you need a reinspection there will a re-charge.
Apparently, there was something in the very fine print of the email that stated this but none of it was in the documentation of the receipt or the transaction so we told our loan officer that we were upset about it. We went to Chris's supervisor because he stopped returning our calls. We sent him emails and we'd call him and ask if he got our email but he didn't want to be involved and my husband understood so he said, "Hey. I understand that you don't want to be in the middle of this. Why don't you put me in touch with someone who can handle it and get you out of the middle?" So we talked to the supervisor, worked things out, had the re-inspection and paid for it but we still didn't hear anything from our loan officer.
Finally out of desperation because we had at that point a loan number, my husband sent an email to the president of the company and the president put the operations manager in charge of the whole thing. He asked him to call us and find out the problem so he did. The operations manager was very helpful, took care of everything and made the whole deal work and was instrumental in finalizing everything. Everything went smoothly but the experience was a little disheartening. I'm not totally dissatisfied but I wouldn't want to wish what happened to us on anybody else.

It was still taking me a few more years to pay off my home and having a physical job at my age, I knew that I needed to stop doing what I'm doing now. I did some counseling and I mentioned reverse mortgage to my financial adviser. He told me that I had enough equity in the house and that there were no negatives if I did it. I told him that it isn't my first choice. If I look at it selfishly, it is a good thing just for myself but the interest rate and insurance premium are high and starts building up quickly. I would love to still leave more property estate for my kids.
However in my situation, my body's so beat-up that I'm gonna have less quality of life the longer I work. I wish I could've retired a few years ago and at my age, my body can't do this physical job much longer. That’s why I chose to do the reverse mortgage. The loan officer was always there and easy to get a hold of. He answered a lot of questions. He didn't just come on time, but he went out of his way to impress me. But to this day, I still wish I never had to do it.

We wanted to remodel but then we ran out of money. We bought our property with cash so I was looking at reverse mortgage loans. Liberty Home Equity was really friendly. Despite the fact that I bought the property only a year before, they didn't think I was wack. Furthermore, they were really helpful and led me step by step through what I needed to do to qualify. They even sent me brownies. Also, Liberty told me that I had a lot of options. I looked into everything and decided that they were more qualified than I was.
However, there was an issue regarding the signing with the notary public. I didn't have some of the information that I thought I should have had. I had to order checks in special to get the signing done. It's been a couple of weeks now since I sent out the duplicate checks for direct deposit and I still haven't heard from them about it. And so, I don't know if I sent it to the right place or not.

I chose a reverse mortgage because it seemed like a way to get some money out of my house which I had already entirely paid for. I'm retired and I take care of my elderly mom. Reverse mortgage was an efficient means of getting some money to pay off other debts and buy some things. There were a few companies I checked out on the internet but Liberty Home was the first one to call me back. That was a couple of years ago when I got my first reverse mortgage. When I did the recent one, it was just restructuring, so I get a little more out of it.
I applied for it and they got some information. I did an on-the-phone consultation from some third party agency that does this as required by the government to inform people and make sure they understand their obligations of this matter. Liberty sent me a pocket of material to sign, I signed it and sent it back. There were a few back and forth where they needed more signatures on other pages or documents that we hadn't done, and then eventually, an appraiser was sent out. It took them a couple of months to process, but it's fine. It was a little less trouble than the first time because they didn't have to send a notary up to the house for the initial thing. They sent one out in the end for the final documents.
The process went very smoothly and I compliment the people involved. Considering the first and the second transactions, the reps were very informative and helpful. They would either have the answer right on the phone or they call me back in a couple of days with the answer to my question. I would recommend Liberty Home to anyone else that wants a reverse mortgage. Although you have to give it a few months because that's what it takes to do all the paperwork, it is well worthwhile. It went very easily, everything was above board, and I'm happy with the result.

I saw the reverse mortgage ads on television a lot and it sounded like it'd be a real simple deal. It's far more to it than I thought. It's basically a home equity loan. My home is paid off, I got a good amount of equity, I just retired. I no longer have a rainy day fund that I've always had. Then what appealed to me was that there's no monthly mortgage payment on it so I'm pretty much debt free. So I made the call to Liberty Home Equity Solutions. They took the ball and ran with it. I got the loan for about $90,000 and I had them give $30,000 to start with. It's there if I needed it for things in the past like a lot of medical co-pays.
The only one that I really talked to was Wade. He called me and we set up a time and he came to my house. He was a very good, nice and helpful person. He answered my questions and got the thing going for me. I really liked him. To me, he was the whole company. I was supposed to get counseling or tutoring on the whole idea of reverse mortgage from someone. He set that up and that went fine. They took care of what I needed from them and I don't have any regrets. It's all set up for me now, I was very satisfied and I would recommend them.

I had an absolutely wonderful experience with Liberty Home Equity Solutions and I have recommended them to a few friends. I did a reverse mortgage with Liberty because it suited our needs more. I absolutely loved the lady from the company who came here. She was so happy-go-lucky and very confident. She knew what she was talking about and went over and beyond what I think she should have done for us. I ended up in the hospital and I couldn’t go to the place where we had to do credit counseling. So, she made it happen where we could do it over the phone. She also went an extra 20 miles for us.
The lady also gave us different options and told us that we could call other companies and find out about them. The other companies were badmouthing each other and I didn’t need any of that. But the rep from Liberty did not badmouth anybody. I am so thankful for her. Being with Liberty helped us immensely. It took a lot of burden from our shoulder. I would do the process again and help anybody to get to the point where we were at.

I’m retired and I can’t get a home equity loan without having an income. I chose a reverse mortgage because I didn’t have to make a payment. I had looked at four different companies from TV or online and Liberty Home Equity was one of the bigger mortgage lenders in the market. After I went through and started looking at all the companies, it boiled down to a couple of the same factors over and over again. I pushed all the reps on the spread between the liber and what I’m gonna pay and how much they wanted for an origination fee. Finally, I ended up with Mike, from Liberty, because he was the most straightforward and they moved a little bit on the rates. Once I got through the phase where they quoted the rate and we agreed to it, we had to get the appraisal, which was a rigmarole. After that, we had to go through closing, which was another whole process. It took a full three months from start to finish and we got through it all.
Everybody takes you to the counselor and what the counselor should tell you is there are only three items to consider in a reverse mortgage. All the rest are standard with nothing else variable with any of them. Once I figured that out, I was able to talk to these guys. They all started with wanting to know how much the house is worth and how much equity there is. They don’t want to start with hypotheticals. For example, how much can I get if there’s 100,000 in my house, and that’s where I wanted to start.
A reverse mortgage is a great product, but you have to be on your toes because they’re not willing to give you anything when they should be. For example, the origination fee. The HUD thing says they can charge a max of $6,000. When they come in, they’ll say they’ll give you $1,000 credit and the origination fee will only cost you $5,000. That isn’t even close to what it should be. That’s the game they start with and you’ve got to push them down from there. It’s still a big negotiation. I feel bad for other elderly people that weren’t ready for this. They’ll just sign away and pay the fees. Overall, I recommend people to talk to Mike. He did a good job.

We've been with Liberty for almost three years and we've had a good experience. I wanted to check out a reverse mortgage to supplement our income. My point of contact has been really good so we're happy with them. We were going to refinance but they wanted too much. A reverse mortgage is where I put the equity that I have on my home then after, I got to pay back whatever I used plus the interest. That was an easy way to get some money. And it's not that much but it's enough to get us through. If my wife and I die, the kids could either pay off whatever equity we owed, sell the house and distribute the proceeds amongst themselves.
I also checked Quicken Loans and the guy that I was talking to seemed to be rude. I told him that I was checking around and he wanted to come over and was giving me a bunch of stuff and I told him I didn't need it so I didn't take them. If you have to work with the public, you cannot be rude and expect to get any kind of response. When you're talking to old people, too, you’ve got to explain exactly what they have and you cannot get mad because they don’t pick it up right away and they don’t select you as their reverse mortgage. With that, I went with Liberty. They had a more professional idea and way of talking to people. All reverse mortgages go to the government. It's a matter of having which company I want and how they want to work with me. And Liberty was more consumer-friendly than the other ones.

I tried to go through my bank for a home equity loan and my credit wasn’t good enough. They wouldn't do it because that was only 640 at that time so I went with a reverse mortgage. My wife passed away and I took her car in the garage. I didn’t renew the plates on it and I didn’t carry insurance because it was sitting in the garage. When I decided to go to Liberty, they told me I need so much down on the closing, so I sold it to the bank. I got a bill of sale but I didn’t make a copy of the title which I should have so, it took them three to four weeks before they even approved that. It was pretty good with the loan officer but the underwriters wanted this and that and gave me the runaround about it. They kept coming up with something else and it ended up taking about six months to get through it finally. I think it should've only taken a month but it was a fair experience.

My wife has been wanting to consider doing a reverse mortgage. She's disabled and in her late 60's while I’m in my 70’s. We’d be able to live a bit more comfortably if we got the $1,600 a month mortgage off our tax and use the upfront money to pay some high interest credit cards. She decided it would be wise to ask for several quotes and though Liberty's was not the best quote, they seemed more professional than some of the other companies that quoted. About three other companies we considered just kept following up with phone calls and I didn’t like to be pressured and piss my wife. Liberty's rep, Steve, was knowledgeable and willing to provide answers without pressuring me, and that went a long way with me. I also liked that he was from Seattle which is closer to us. He would know the underwriters were not in the Seattle area. Some of the others who contacted us were from other states.
I would recommend Steve but Liberty has frustrating underwriters. They are too strict. We had a different tax due date in Washington state and I had to write a letter stating why I was late in Nevada. The taxes were current on our rental property in Nevada but they did it March instead of April. They almost turned us down because of that and that made me mad. That was very inconsiderate, rude and unprofessional. We’re getting a reverse mortgage to make sure that we can pay our taxes on time as well as other bills, but I got a bit tired of all of the incessant request for more documentation on various things from the underwriters. It was harder to get a reverse mortgage than it was when we did a refinance on our home several years ago. Because of the excessive underwriting garbage, I almost switched to another company at the last minute. We got everything together but I came very close to persuading my wife to go with the different company.

I started doing the loan with the people from Michigan and it took them three months to get the fund ready. Then they sent it to Liberty to be purchased. I got a call from the gentleman who came to visit me talking to me about it, and I never heard from him that's why I didn't do the loan with him. I sent him months of bank statement and he said that they won't need that. If I sign it over, then they'll do it. When the papers arrived, the interest rate on the agreement was different than what was on the document so I refused to sign. That's when Pete came in and we transferred the loan to Liberty. I gave it to him in January and we finally closed. After the loan funded, I paid for my appraisal copy and I have to give him that then I had to contact him five different times to get it back.
I also agreed to pay the appraisal and had an issue whether or not it was fully paid. One of the problems I had with both of them was I wanted to pay a portion. And they wanted me to pay a portion of my homeowner's association fee. I told them that I don't want to finance my homeowner's fee and would rather pay it in advance. I have to do that because my homeowner's association is the most disorganized thing I've ever seen and they'd never be able to figure out what to do with the partial payment. I have to have it absolutely identified or they don't know where to put it.
I felt like I had no control since everything was being done elsewhere. All the personal services are never gonna happen because my loan is somewhere on the East Coast for servicing, the processors were in Oregon, the man who helped me is in San Diego, and the title company was in Northern California. I know they can sell it and I suspect it will bounce around a lot. I can't believe that people from other services are still calling me saying, "Well, I'll call you back in 18 months and maybe you'll get a lower interest rate." I'd rather shoot myself than go through this again. I wouldn't recommend it to anybody.

We lost our mortgage business and I survived a bankruptcy after my husband passed away. He must have been gone for five years then and I was alone. I had so few resources and I was 67 years old. All I had was social security. I looked at getting a refinance but I didn't have credit to be able to do that with Wells Fargo. And it wouldn't have been enough money anyway. It wouldn't have solved the problem and I feel bad that I'm living off of my son's inheritance, but he's far better off than I am. So he was very supportive of me going this way. So the reverse mortgage was a life saver for me. Otherwise, I would have had to sell my home and downsize and go live in some senior manufactured home parks somewhere.
I entered an estimate request online and then I received a call from Liberty. I liked the loan officer, Nelda **. She was very responsive, very professional, compassionate and courteous, and just really followed through on everything. Unfortunately, things were taken to the next level with the processor that I really didn't care for. I didn't care for her people skills and her attitude. She told me that they're still looking for an appraiser to come out two days after the appraiser was already here. It's like there was not left hand knowing what the right hand was doing in certain areas.
I was really considering moving my loan to another company at the recommendation of my realtor but the manager, Garrett ** got involved and spoke directly to the engineering inspector. There were just some misunderstandings because there were a lot of steps where things were falling through. He got it all leveled out and got everything pushed through and resolved.
My situation was more difficult and complicated than most, it wasn't just a straightforward loan. But in the final result of it, I was very happy to be able to get that loan, stay in my house and have enough of the credit line to do the maintenance things that start happening when your home is over 15 years old. So I'd recommend Liberty even though there were bumps along the way.

The first time I heard about Liberty was when I got a reverse mortgage. The gentleman that I worked with the first time was very knowledgeable and seemed to be very honest and forthright. It was a tough decision to make and I didn't wanna do it but getting a reverse mortgage seemed like the way for me to go and I don't know what else I would have done. I needed cash but didn't want to be borrowing more money because I wanted to pay off bills and my house was totally paid for. And he was really good about helping me get through it.
After that, I started working with AAG but they really messed me up badly. I was six months into the process and I still did not have it completed with AAG. My house had to be appraised twice and to this day, we have no idea why the appraisal kept going down instead of up. I had wiped out the inside of my house and it had new everything and all the houses around here are going up even if some of these weren't even touched and were still ala 1998 mode. Then AAG wanted some paperwork from Liberty so I talked to Liberty and Carol said, "We'd like to keep your business."
I renewed with Liberty and when I decided to go ahead, my house increased in value quite a bit and I was then able to get more money out of it. Carol was very knowledgeable, supportive and helpful. She did a wonderful job. It's been closed now maybe a month, but up to now if I would call her and ask her a question, she's gotten back with me and answered it. I have told the people what I've gone through with Liberty.

I had heart surgery a few years back and realized that all our money was in our house and if I kicked off, my wife couldn't get to it. We were perfect candidates for a reverse mortgage because we had a lot of equity and not much of a mortgage left. They treated us well and made good when we drew stuff out. The representative, Ann, was excellent. So we got a reverse mortgage from Liberty for the second time and since I was already with them, we got a couple of discounts, especially for the closing cost which was good for us. I’m very satisfied with our experience with Liberty.

We worked with Judy and Steve of Liberty Home. Judy is absolutely fantastic and knows her business inside and out. She had an answer to any question. Steve is kind of a newbie and he had to go back and ask Judy some of the questions we asked him. But other than that, our interactions were wonderful. We were very satisfied with the results.

I had already done a reverse mortgage with another company and I hated them. So, I got in to my own money and paid it off to get rid of them. Almost 2 and a half years ago, I wanted to put a new kitchen in so I contacted Liberty. Then about three months ago, they sent me something in the mail that said they could refinance my reverse mortgage so I did it. I wanted to paint my fence, car port, and side porch. I had paints that I wanted done on the house but I didn’t want to take out of my income to pay for them because it would leave me with no money at all. And I’ve done quite a bit of work already. I’ve gotten the beds and one room of the house painted. I’ve gotten new light fixtures, too.
Both times with Liberty, the people I dealt with were fabulous. Paul was my original contact this time and he’s a living doll. He’s so polite and so courteous. He’s fabulous. But the one thing that I absolutely hated was my house appraised for $70,000 and they said it was only worth $53,000. They haven’t seen the house and I’ve got $145,000 in this house. They did not compare my house to another house like it that had rework done on it. They compared it with some real dumps. That was like slapping my face. And I’ve got to wait a whole other year for an extra two-grand. But in order to get the two-grand, I had to spend almost $1,000 which made no sense to me. The new reverse mortgage sucks as opposed to what it used to be. But though I no longer believe in the reverse mortgage process, I would refer anyone to Liberty. I was treated with courtesy and respect. They’re wonderful. They devalued my house and that upset me but everything else about the experience was perfect.

Doing a reverse mortgage seemed to fit my needs more because I didn’t want the expense of taking out a home equity loan. Liberty's customer service features seemed better than others. I talked to several different companies and their representatives, and I liked the way that Liberty approached the process better. They weren't high-pressure and always answered my questions. Also, I got good references from people who had used their products.
Reggie, the rep who I worked with, walked me through all the procedures and was very helpful. He would respond to me almost immediately when I had a question, and when he did, it seemed to be the same thing that other people had been told when I checked the references so I felt confident that I was getting the right answers. I received very good guidance and the information I got during the HUD counseling was very helpful. It's probably one of the smoothest financial transactions I've ever been through and it was handled a lot faster than I thought it would be even though it was done pretty much long distance. I've heard stories where it took six months, but mine was done in about eight weeks. I also heard stories that the closing costs were astronomical, but Liberty's weren't very much at all. Overall, I was really pleased with how it worked and I've already recommended Liberty to other people.

My financial advisor told me that I should look into reverse mortgages and he gave me three or four companies. One was with Nationwide and one was a Liberty representative. I called those numbers and asked for some information. Then I met with representatives from three to four different companies. My son is an economist for Federal Reserve so I asked him to help me understand what's the best way I should go. We eventually decided we want to go with Liberty because the program I went with was one where there wasn't any money down upfront. It's very good.
My financial advisor told me that a reverse mortgage is a good risk option. We have no intention of ever taking any loan. It's just an option that we would have sitting there over the next 10 or 15 years. So at the time we'd decide to sell our home with the housing market depressed, we have another way to go about selling our home. If it's more economical for us to take advantage of the loan available at that time, that's what we'd probably do.
The person I worked with was Larry. We met him a couple different times and he explained the program and how it worked. After a while, I decided that based on what I wanted to accomplish, this is the best program for me to take. The only information I got was what the representative shared with me. Then I did this phone interview with some organization. Between those two situations, that's how I reached a consensus. Then I got a book and I read it about reverse mortgages. That's how we did it. I shared it with my sister-in-law. She's buying a home in Colorado, and Larry gave us a representative in Colorado. And she's going to use the Liberty product to purchase her home in Colorado Springs.

I'm happy that I went with Liberty Home Equity Solutions. They seemed like the best option for me. Their guys all did their job very well and professionally and they're very understanding. They explained everything in detail so I understood what was going on.

I have a wife who is either in a wheelchair or in a chair. And after a year's full time help has come in, my funds were almost non-existent. I had to have some money to keep her at home so I got a reverse mortgage. My son from Dallas said that Liberty was one of the better ones. I contacted the one that he said was number one but they were kind of pushy. I had a good relation with the lady who contacted me from Liberty so I went with them. At first, the experience was wonderful. I was very enthused about the lady who I was dealing with. When they told me that she no longer worked there, I was disappointed and almost quit at that time (which I probably should have). And later on, it was indifferent.
I saw a notary public lady who had all the papers and she said, "Oh, we got to do and sign these and we'll send them in." So we did that. However, I was not thrilled when I found out that Liberty was not going to be what they originally said they were. They had sold my loan to somebody else. I told them that but nonetheless, that's the way it is. I received a letter after the first disbursement saying that the interest that they would charge was going to go up. So, I expect that every month. I'll probably stay with them for a year or two and then I'll sell my house and we'd go into an assisted living somewhere. Everything has worked like it was originally supposed to work though. I'm paying a little more than the insurance company pays. So, I have to come out about $100 a week to make the payments and also to get a caregiver. I'm pretty well-satisfied but if I had to do it again, I probably wouldn't do it with Liberty.
Edward, Thank you for providing feedback about your experience working with Liberty! We appreciate the opportunity to improve our customer experience.

My significant other, Earl, has a reverse mortgage through someone else, and we refinanced the reverse mortgage through Liberty Home because I know somebody who works there. The loan officers were awesome. I used to do reverse mortgages so I'm pretty knowledgeable about that myself. It's been a lot of years though and things have changed since I did them. But they were awesome. I called them, they got right back to me and they knew what they were talking about. There was never a second wait. Everybody is in the process and kept in touch with me. They were very good about getting the counseling done. I have a hard of hearing boyfriend and they worked with me so it made things very easy for us. I was very impressed with them. I never had a better experience in my life. They're the best mortgage company I've ever worked with and I've been bragging about the company already. I would recommend them highly.
