My mother’s primary caretaker passed away and once I started looking into her affairs, I saw how far behind she was. I was told that a reverse mortgage was a good option. To get the reverse mortgage from Liberty Home Equity, I mostly had to do all the title searching, then my mother had to fill out some papers and I assisted her with everything else. We had to get our own lawyer to do a title search and then we had to pay them. I was also told that I also had to pay the company that worked with Liberty Home Equity. I didn’t think that was fair because they didn’t resolve the matter. The other company that I hired resolved the matter. I don’t think I should have to pay two title search companies especially when one didn’t do the job.
Their rep was very helpful and acceptable. He was always a phone call away which made things a little easier. He kept in contact with us to make sure everything was running smoothly and that we were getting all the paperwork needed to be done to close out the reverse mortgage. He was always calling me to update me on the process and what was going on. The guidance we received from Liberty Home Equity was cool. They gave us a little phone tutorial in the beginning and asked us whatever question we weren’t completely clear with. They were thorough in making sure that we understood what was going on. The rates were fair and competitive so my mother and I were pleased. But they could shorten the time it takes for the money to be deposited into my mother’s account.

I wanted to get rid of my mortgage payment and I’m getting up in age. I needed a little bit more independence and a little stability. I had several calls from lenders so I just started with one and it happened to work quite well. The application process with Liberty went really well and fairly easy. It was easier than getting a regular mortgage. I attempted to get a reverse mortgage earlier before they change the regulations. Then I just put it off and then I started it up again and it went faster than I thought. It took not more than 3 weeks and I was satisfied with the rates I got.
However, Liberty could do away with some of the paperwork. There was a ton of riffraff. Unfortunately, you should try to read it all which doesn’t always work out. The guy that worked with me was Erick over at Rancho Cordova, California. He was really good. He came by so I didn’t have to run around down to the office and he made it really convenient. He seemed to care and interested. He wanted to get it done and he covered everything. He followed it up and even came by after the loan insurance was secured to make sure it was straight. The loan officer answered all my questions as well. I started going through the process before, so I was pretty familiar with what was up. He really didn’t have to explain too much but he did a good job explaining what my concerns were. I’d recommend them.

I did reverse mortgage considering that I could save money and pay off lots of the bills and do a lot of other things like traveling. And I'm grateful for Liberty that they put in all the work to get the solution follow. They're better than other companies. They were straight up with me and they thought of every solution to work with me. They are a company one could really trust.
I worked with Greg and Erica and the experience was good. It was like a 5-star performance and the process was complete in about 30 days. Erica really sat down with me and talked to me. She let me know what was going on, what to do, and how she is gonna work with me. She really built my trust for her and once she got my trust then everything fell in right. If something takes too long, they call me up and tell me what they're doing. And if any problem comes up, they also let me know. And so if anybody comes to me who actually has to do a reverse mortgage, I'll recommend Liberty because I know they'll give A1 service.

There wasn’t any way to make mortgage payments while living on social security, and my spouse passed away so I lost her social security income. I was trying to survive day-to-day. A reverse mortgage was a way to tap into the equity of the house without taking on another monthly payment. I contacted a couple of companies and Liberty responded a little more quickly than anyone else and they had more information. The application process itself started back in October, and it was very easy and very smooth. They helped me out and not just went right through.
Paul was the loan representative that I dealt with and he was very good. He was in touch with me constantly and was consistent through the entire process. There were about three different people but the others were very difficult getting answers from. Also, there were problems and as things went wrong, it got rather upsetting. It took them awhile to find an appraiser. The appraiser came out the Friday after Thanksgiving and then he never filed the report. That went on and on and then finally, a second appraisal was ordered in January and the appraiser came out, did the appraisal but he didn’t file a report as well. Again, this went on and on.
But the guidance I received from Liberty was very good. The only thing that I wasn’t informed about was that there was a time limit on the state laws. If I had known when it was going to expire, I could have urged them to move faster because there really was a window of opportunity in which they could have closed the loan before that expired. I don’t think they noticed and they just dropped the ball. They did help me out by $6,000 that made up for some of the principal I lost but that still owes about $5,000 short of what I had expected.
Also, the rate was a little higher than I thought it would be. It was over 4.5 but my credit is not really good because I had to file a bankruptcy back in 2010. Liberty is a good company and Paul certainly was excellent to work with, but the whole process was so stressful. I applied in October and it was at the end of March before we closed. It became very difficult because it went on much longer than I had planned and then I was basically running out of money to pay bills and to buy food. It could have been done more timely and that would have been absolutely wonderful. Everything would have been okay.

I had some debt we needed to retire so we had to cash out the equity. We did some Google searches and Liberty Home Equity Solutions came up. The application and underwriting process took a month and a half. There was an application, conversation, and appraisal and that was it. It was fairly simple. They transferred documents via FedEx so I didn’t have to go to meetings and sit down in a lawyer's office and all of that kind of thing. They basically came to us.
The loan officers notified us when they could come and we agreed to the schedule. They came on time, went through the process, seemed knowledgeable and did what needed to be done. They explained what the options were, what the steps were in the process, and what the schedule would be. The rates appeared to be competitive and it was a rate I was comfortable with after doing the research on what was out there. Working with Liberty has relieved the stress getting rid of the debt and I'd recommend them. Liberty knows what they're doing. They work with you and they keep you informed.

I was looking to get money that I didn't have and I looked up reverse mortgages on the internet. There were several ones that I contacted and Randy from Liberty Home got with me. I started the process with him and he got all the stuff to me. I was most impressed with how sincere he was in trying to help me and I was very well comfortable working with him. He told me what was going to go out and he knew what the interest rate would be including what they’re going to take out. Liberty Home's application process was very easy. Everything went well and the application process took three weeks from start to finish.
However, I thought that the charges for the mortgage insurance were outrageous. We paid $8,000 for mortgage insurance and then, they're to charge 0.5% per month and I don't like that. I had a home equity loan before with PNC and I never got charged any insurance. But this is a reverse mortgage and some of them are making money off of me. But I got to do what I got to do when I'm strapped for money. I'm 77 years old who sold his business partially on a contract that went bankrupt and I lost $800,000 so that’s what we had to do. Other than that, the experience with Liberty was absolutely perfect and I don’t have to worry about paying bills.

We wanted to get rid of the bills that we had on our credit cards that we built up over the years. We checked on a regular mortgage, but we were at a point where we had credit cards built up too much and if we got a regular mortgage, we wouldn’t save any money. We’d seen an advertisement for reverse mortgages come on, and we applied for it. I checked with our family and some of them had gone through it and they had used Liberty. Liberty was local, so there's somebody you could get and talk to face-to-face, and that’s why we went with them.
The fellow we talked to was Ron and he was a very helpful man. We got along just fine and he answered any questions we had and gave us information, told us what was what. He was very congenial and we really liked him. From the time we started till we got the loan, the process took 30 days. He told us it could take 60 to 90 possibly, but we started in late February and by the 23rd of March, we signed the paper. Working with their team made us very comfortable. The ones we talked to couldn’t have been any nicer. They were really pleasant people to work with.
Their rates are too high, but it’s typical. From what we could’ve gotten a regular mortgage for, the rate was close to the same. The amount of percentage you have is high, but as years go by, it drops and averages out. There was probably a $2,000 or $3,000 difference in the closing costs on a regular mortgage and what this was. But the first few years of it surprised me with what I figured the average would be.
It took just about all we could get on the minimum to pay our bills. I still have a car payment, but there wasn’t enough for that. With Liberty, we got through all the rest of our bills and we’ve got a few dollars left, so I’m real pleased with it. I feel so much better about the process. If something were to happen to me, my wife will be able to stay here. It’s really eased both of us tremendously. I feel so much at peace because I know that she’s gonna be able to stay here in the home and be able to live here without having any problems. I’m very satisfied with Liberty.

The Liberty Home Equity rep estimated the price for me and it came pretty close to what we had figured. The application process wasn’t too complicated and, initially, it took 30 days to get things rolling. We had to wait for stuff, so it was 90 days altogether. I started with Scott as he was the regulator, then they switched me over to a couple of people which I wasn’t really happy with. I’m not pretty good with people. But they were all good people. I just didn’t understand why they kept switching me to anyone of them.
The guidance that I received was good with what they had to work with. I’m not really sharp. If I asked the right questions I get the right answers but if I didn’t ask the right questions, it’s not good. For example, I got the initial payout and I know that we got some more to draw from but I didn't understand when or how it works. They should explain the payout processes better. They sent me a bunch of paperwork which I couldn’t understand. Also, I was a little disappointed with the rate of the reverse mortgage. But overall, I’ve been blessed working with Liberty.

We needed to do some repairs around the house and I felt like reverse mortgage was a better way to go. And I wanted to pay off some bills that we had and make things a little more comfortable and easier on us. Mary from Liberty contacted me. I liked her approach. She was very informative and was the main reason why I chose to go with Liberty. The application process was very, very easy. Everything clicked. There were no delays. Everything was presented well. I understood what I was going into and what we were doing. I felt at ease the whole time. The application and underwriting took 32 days. One of the companies that I had talked to told me it’d be six weeks before I get an appraisal. I’m like, “Oh, no, I don’t think I want to wait that long.”
I had all my paperwork to Mary within just a few days. Mary was very good. I knew exactly what she was talking about. I was able to get what she needed quickly and that worked. She really did a lot to get it through quickly. I was impressed with her honesty, integrity, and the willingness to help us out. It was very comfortable working with her.
I think we got a fair deal from Liberty and it's going to work out just fine for us. I would highly recommend Liberty to anybody else, including my friends. I would probably caution them about when we were told that we needed to get some paperwork, we needed to get it in and not just dally around. The company can’t do it for them. Also, I think having to go to the city's counseling session scares people off. But it was very helpful to me. It made me feel better about the process to make sure that I understood what I was doing. They weren’t grading me on my credit history or how I spent my money. And I think a lot of people think that’s what that is.

Having a reverse mortgage seemed like a good idea and I liked the fellow that represented Liberty Home here in Vegas so I went with them. He was very nice, pleasant and answered all the questions. The application and underwriting process took two months. Everything was fine and I was satisfied. However, I wish they would stop sending me letters to get insurance. I've got about a dozen letters telling me to buy from all different services around the country and I'm tired of it.

I didn't want to spend all of my money and having a reverse mortgage as part of my retirement plan gave me the best option that I needed. Liberty Home Equity Solutions initially shared with me about an extra product. It's almost like an insurance policy where I could put money in if I'd invest in it and it wouldn't be taxed. That component of it appealed to me so I went with Liberty.
However, the application and underwriting process took much longer than I had anticipated. I ended up having to deal with three different people, which was confusing because it was new to me so I needed to make sure people would answer my questions as I was going down that line, but I did not quite get everything I needed from that. I could hardly get the appropriate people at the end. They need to improve on their communication. Also, the rate was not the best that I thought and I could have gotten better. I'm waiting to get all of my paperwork back from them to determine what's what. I would tell my friends to look at more than one reverse mortgage companies and see who would offer them the most. Also, they should get someone they can really depend on and say upfront that they'd want to deal with that person from the beginning to the end.

We had been looking at reverse mortgages for years and then we would get away from it. But when the Federal regulations were set to change, I went back to pursuing it more thoroughly. A reverse mortgage seemed to fit our current needs. Liberty was offering a program that traded off a higher interest rate for minimal beginning fees and that seemed to serve our purposes better than larger upfront costs.
When I called Liberty's office, I asked for the loan officer who had been helpful before, but that person was no longer with the company. So I told them that I was well-informed about the program and I was looking for someone who can listen and react on point rather than just sell. And they referred me to a particular loan officer, and she was just what I needed. She was excellent, personable, and a good listener and she understood the communication, which was extremely helpful. The application process was tedious and it seemed that there was constantly something else being required. They should have all of the things needed to be listed instead. Other than that, I've had a totally satisfactory experience and I would recommend Liberty Home Equity to others if appropriate for their needs.

We had a lot of medical bills and we were getting behind on stuff, and a reverse mortgage looked like it would be an advantage for us. I called a company but within 20 minutes, they told me we wouldn't qualify. I called Liberty and talked to Greg, and I was on the phone with him for at least an hour. He explained everything very thoroughly so that I could make an informed decision, and he gave me the opportunity to ask questions if I had any. He was really helpful and knowledgeable, and he never ever pushed me into it. The application went really well. I got the paperwork together and they sent somebody out to the house to take the application. The whole process took less than a month. Working with Liberty has been really helpful and it has taken off a lot of pressure bill-wise. Now, we have a leeway each month and we don't have to send everything we have on medical bills.

My husband passed away and I didn’t think I was going to have enough income, that was why I did a reverse mortgage. I talked to Liberty Home Equity Solutions and another lending provider, and I chose Liberty. Randy, the loan officer whom I talked to, was very kind. He answered all my questions and I felt very comfortable working with him. I just had to listen to what Liberty was telling me and I had to put my faith in them. They explained how it worked and did all the work and they sent an appraiser out here, which I had to pay for. The rates were within the limits and I was satisfied. Working with Liberty helped ensure my income. I had a good experience and I would recommend them to friends.

I had an opportunity to do a reverse mortgage and it gave me free cash. It was on a leg of a financial decision I made. I liked the local presence of Liberty Home Equity Solutions with their salesperson, Eric. The application process was elongated. Anytime we were getting the federal government involved, I got it. The amount of paperwork was extensive. The process was tough. Especially when they have a partnership with the US government, there’s going to be that amount of paperwork, so they're basically between a rock and a hard place. But the rate that I got from Liberty was competitive.

My wife had some things she wanted to do and her home's paid for so she just wanted to get some of her money through a reverse mortgage with Liberty Home. The loan specialist that we dealt with seemed to be really on top of his game. Based on our needs he didn't try to sell us anything we didn't want. It was just based on what we wanted. Their quality control on paperwork could have been improved towards the end. But they basically handled everything. To apply I just filled out the information and just like anything else they verified the information. All that seemed to go smoothly and their rate in terms of the reverse mortgage was very competitive. I would tell others to give Liberty Home a second look.

I went on the internet and it listed about six different companies. I got a hold of all of them and everybody started sending me stuff but Liberty Home Equity Solutions, Inc. was the first on that list. The salesman at that time was talking about raising the rates so we went with him. But when I thought he said four-something, we ended up five-something but that’s not a big deal.
He also said there would be no big fee from the company but we paid you 3,000. But since we had already started it we don’t have to start the whole thing all over again. Thirty years ago I thought it was cool to have siding put on like a 45-degree angle to complement the house but then the water all ran down against the chimney and that got in there and kind of rotten things down over the years. Anything that is faced on the south that way took a really bad so we had to have that hole into the house made up. The only thing is we live in Forks, Washington and there’s nothing within 65 miles. Liberty looked and looked trying to find a contractor for our house but nobody wanted to come out because it was too far.
Finally, Liberty found a guy in Port Angeles and he wasn’t that busy so he came, looked at it and he said that he’d do the job. We waited for the go-ahead but he’s a small guy so he couldn’t afford to put the whole cost to that job. That slowed things down. But the Liberty gal that was handling this would check right back and I could reach her almost all the time on the phone that if I got through to her machine or somebody else there, I would always be called back within a day or the night. She was really good about keeping in touch and apologized because they can’t find anybody to work on the house.

Due to age and family situation, I chose a reverse mortgage as part of my retirement plan. Liberty Home Equity Solutions, Inc. called me and the person on the phone said the right things ‘cause normally, I don’t respond to any stuff like that. I did some research on them afterwards to find out who they were and they were one of the largest companies. So, I went with them.
There was a whole bunch of paperwork that I had to fill out and so, we went back and forth by email and fax to fill it out and then they check everything. The loan officer and I spoke on the phone and sent emails. And if the person that I was dealing with wasn’t available, there was someone else who was able to answer all my questions or gave me information that I needed, to fill out the next form or let me know what the next step was. There was a single person ultimately responsible, but there was a whole team of people available to me in helping me go through the process.
The rates and terms seemed fair enough. The ultimate goal for me was to not have the mortgage payments anymore. So, that frees up some money and there’s still some equity on the house. If God forbid something happens and I have to look for another loan somewhere, there’s still some movement there that I could go to. It was the right thing to do. Also now, I can start thinking about planning a nice vacation, which I’m going to, and maybe take one a year because now I’m able to take that money that I was paying a mortgage and put it aside. It’s a nice sum of money and I could afford to do a vacation every year instead of doing a staycation.

I do not earn the money anymore that I used to. So, in order to continue doing what I want to do, I have got to pull out the equity of the house and getting a reverse mortgage was my best option. I started talking to Casey, my loan officer, in May of last year and it took me several months to decide if this was the correct direction. I've developed a relationship with him and his genuine attitude was impressive. He was not pushy but informational. Then, I filed the application in September and we weren’t finished with it until February. It was six months to get the process done but I think that they could improve the speed.
The loan was FHA backed, and it wasn't clear to me until later on in the process. I had to rebuild decks that were going to be torn down in order to qualify for the FHA backing. Now that the process is done, I can fully tear the decks down and rebuild them correctly. But those hoops that FHA put up to jump through were pretty tedious. The second fella from Liberty, James, was much more detail-oriented in helping me. Liberty team advised me on things and I was interactive between Casey and James. James was excellent. He had better communication skills than Casey. I felt very comfortable with the two people that I was in contact mostly. And if I had questions, I usually get a response not more than 24 hours and they were good responses from the people I worked with. However, the underwriters made my life hell, but that was their job.
The guidance that I got from Liberty was valuable in making my reverse mortgage decision. And the rate felt it was a little high, but then it's a reverse mortgage and it's not going to compete with an actual bank loan or a normal mortgage, so I understand that part. I’ve done it on a draw basis. So, as I need it, I can draw it as opposed to some of the other options. And that makes life easier because I don't want to be paying interest on money that I haven't borrowed yet. I'm glad to have that option. Now that the loan has settled in, I have a line of credit and it has given me more peace of mind.

My experience with Liberty Home Equity Solutions has been very good. I can enjoy life more because I get extra every month. I got a very good discount on their closing costs. All in all, they’ve been very helpful and it’s okay. The loan officer I've worked with was good. She was courteous, nice and knowledgeable but she wasn’t always available. Everything was dealt over the phone. I just wish I had a face to face talk but they were in Rancho Cordova which is not close to me. The reverse mortgage is kind of complicated. I still have some questions about it that have not been very clear to me yet. The timing when the final copies were signed the notary public came very late so I was signing papers at two o’clock in the morning. I guess they did their best but it is expensive. It has high rates and they can double in time.

I looked up Liberty in the Better Business Bureau web page and they were given A+. Also, I read some other consumers that have dealt with them before and their comments were all pretty positive. So I called Liberty and told the rep what I wanted. He handled the paperwork and everything else and then I had to go through inspections with the assessor to the value of the property. And then another man came in to make sure I had the proper CO2 and fire detectors in the house, took pictures of those and brought those back. He offered me at least four options and I chose the one which I have right now which seemed to give me the most money to save without the mortgage payments for the time being which was what I was looking for. And it seemed to be the best thing for me.
And then the attorney for Liberty came by and had a lot of paperwork for me to sign. I'm used to government forms which carries a lot more paperwork than I had to sign. But Liberty's process was very easy for me to complete. So I signed all of those and understood everything that was on them. I asked a couple of questions and he adequately answered those for me.
When he went back, I got another call from the loan officer who kept me informed on the progress reports on how everything was going which I appreciated. If I had a question, it would take him at least one day to get back to me. And sometimes, it would be within the same day I contacted him which happened a couple of times already. He did the extra mile and was very dedicated to helping me in every way. I had a fire detector upstairs which came with the house. But I had to have one downstairs as well and I couldn’t afford one. So he brought one out and just gave it to me. He said he had some extras and so I was able to put that up before the inspector came by to take pictures of those detectors.
He also told me that the reverse mortgage closed on February the 9th this year and so I checked with my mortgage lender which was Mr. Cooper. Liberty checked with them to see if they had been paid and they did receive a check. And so that mortgage was paid off and now the first mortgage is in with the reverse mortgage now. This reverse mortgage has helped me to put away a lot of money. I'd recommend the loan officer to anybody that asked me about Liberty and who to contact. I felt very comfortable working with him. And I would say to my friends who are 62 or older to check out Liberty.

I like the way Liberty Home's personnel talk and the way they considered me as a person and not a client. They were personally interested in me, explained everything and were able to answer any questions I had. They didn't have to go to someone else to find the answer, they knew it. So, I felt comfortable with them. When I run into a problem they were always there to try to help me and I appreciated that. Getting a reverse mortgage is not for everybody. If you have people to leave your house to you might want to look into something else. But, if you're alone and you might as well get some good out of your house, I highly recommend Liberty Home. They stayed with me every step of the way.

I was looking at an annuity because I recently retired. I looked at an option of paying down my mortgage to get a reverse mortgage and get the same net cash flow. The process was actually kind of difficult because the FHA has a lot of requirements. Like my well share agreement that I have had to be rewritten because it didn’t include the language that the FHA requires. I did a lot of research on the different options that were non-FHA but they just weren’t as good financially.
But the loan officer, Chris, from Liberty Home was very helpful. And in a couple occasions where he had to go to the underwriters to get a decision on something, they generally got back within a day or two. I had started another reverse mortgage with another company and because Chris helped me with my well share agreement and getting kind of closure on what I had to do on that, once I got the final quote from the other reverse mortgage company, I gave it to Chris and he came back and he was able to beat it so I was very happy with him.

Liberty Home is a very good company. And Paul, their rep, was an excellent person to work with. I consider him like a son. Getting the mortgage was easy, and I was surprised that the application and underwriting process were really fast. It went very smoothly and all the people who came that I worked and talked with were very courteous and helpful. And while the rates were really high, everything went great. The loan officer from Liberty lied to me several times. Only after we had started the process, we went through the HUD counseling, and then there was the preliminary signing, and that was when he finally told me that in order to get the loan closed, I had to get a doctor's letter. So I had to search all over to find someone who would work with me, and we finally got that done. We started in October and we just closed it by the end of February. He also told me that I can get a check at the time of closing, but that was incorrect. The only person who showed up for the closing was the notary to get my signature and she said that there was a three-day waiting period for the check.
The loan officer and the contact I had for them in California no longer works there, so it was hard to get in touch with anybody. When I tried to call them, nobody answers the phone and the only thing I could do was to leave a message. That's a very poor way of doing business. I had calls from the fellow in California a couple of times but then it was just email. There was a lady who finally called me from there and told me that they had received the doctor's letter I faxed, but that was the only person I had talked to since. It was like they don't exist and I had no confidence in them. But I went ahead with the signing with real investors, spent much time in this, and then we started all over again. Then because the rules changed by the end of October, we had lost about 30% of what we could get.
I've had very little counseling on the rates and terms from Liberty. They just handed the papers over and told us to sign them. And on the closing, there was a stack of paper that was an inch and a half thick that I had to sign. And I still have no idea how much we were gonna get. Then I kept getting mails from people who wanted me to buy mortgage insurance. I wouldn't recommend Liberty to anybody. But in their defense, I talked to Quicken Loans and I felt like I was being rushed.

I found Liberty online when I was going through mortgages. I reached out to them and I liked the information I got. I also liked working with Greg. He was very informative and he explained everything thoroughly. He was very helpful and patient with me ‘cause there were a couple times I didn’t know where we were going to go through, and I put him on hold but he always followed up. He wasn’t pushy. He was there to answer my questions and he was great to work with.
I handled everything up to the signing with my uncle and then he signed all the papers. It was a long process, but they were very thorough so that didn’t bother me. Liberty made it convenient so I could be there with him during the time so they worked around my work schedule and his schedule so we could be there together. Working with them is going to be good for him ‘cause he’s going to feel more self-sufficient than depending on me to help him pay his bills. He’s going to like the fact that he can do it himself. We’re also very happy with the rate.
The only hiccup we had was the day we were going to sign because we had an ice storm. We had to put it off to later in the afternoon. Other than that, everybody fell into place. When they told us they were going to do something, they did it. And when they weren’t able to meet the deadline, they gave me a callback. So, they kept us abreast of everything going on. I was selling a house and already owned one house which was in a trust. I didn’t intend to take it back, but the young man couldn’t make the payment for the house I was selling. So in order for me to afford both houses, I thought a home equity on the paid off house would be a quick solution since that was where I was moving to until I could get the other house sold. Liberty's application process was way too long and complicated. There were too many papers to fill out which was exhausting. It needs to be simplified for older people. And although their rate's better than going to a bank, I wish it was lower. But their loan officer was extremely nice and helpful. I felt very comfortable working with him. He called me regularly, instructed me on papers that were coming and what to do about them, and answered my questions.

My husband and I have the same mindset where we want to look into people's eyes and see if they're lying to me or they're telling the truth. The Liberty rep Steve was forthright, honest and explained everything. He was very detail-oriented. He left us with a lot of information to digest and to look through before we made an initial decision. It was really nice. He was very personal and very professional. He was very good and he made the journey pleasurable. His customer service skills were topnotch and I was really impressed.
The process was relatively easy considering there was a couple of snafu because we were shopping. However, it took us a while to get the counseling because there was a run-on last year of everybody trying to get grandfathered in on the system prior to this year. It put a delay on things but that was okay. We contacted Liberty and they told us all of the steps that were needed. We had our information-gathering session where we had to get all of the papers - Our ID’s, our home insurance, policies and everything that they needed. We got those together and found a counselor, and we did our counseling class. We also got a certificate. Steve ran us through all the pit falls, certain delays and anything that we needed clarification for. I answered them and gave them clarification on whatever they had any concerns about until they were satisfied. It was a very smooth process.
I called New American Funding and they told me they could do a better deal. We wouldn’t have to pay for our own appraisal, they could credit that money back and they could minimize the closing cost. Once they told me all of the things that they could do, it superseded what was offered to me by Liberty. I called Steve from Liberty out of professional courtesy, and I wanted to see if they could meet it or beat it. He said, “Give me the information that they sent you or what they could do for you.” I sent it to him and they came back with an offer that was far superior and I got more money in that closing. My closing was going to be about 13,000 and it ended up about 8,000. Overall, I would tell others to make sure they shop around because not everything is clearly black and white. You want to make sure that the company you’re going with is reputable, they stand behind their words, and they live up to the expectations.

We had been interested in a reverse mortgage and Liberty Home called us. We finally got started with them and we just held on. The process took four months, which was long. We had to get things done here and then send it to them and they’d need something else which we’d have to send to them. It took time on both ends, so we just had to be patient. And they got things here when they could in the best time and they gave us a little time to get things together. The loan officers we worked with, Nelva and Felicia, were very nice and helpful, and they explained everything they were doing. And so, we were comfortable knowing what was going on. We had our mortgage with Wells Fargo and when my daughter called them, they gave her a list of companies she could call. My daughter was talking to Liberty Home and she felt comfortable with them. They were very friendly as well. My daughter helped us out with all the calling and things that we had to do, but we knew who was coming over and going to talk with us. We talked and then at one time we had a discussion over the phone with someone, too. And it went through okay. When we needed to ask a question, we would call Liberty and they left us a name and number to call if we needed to ask a question. And everything went smoothly.
There was a lady who gave us her name and number, but she was a little hard to get a hold of. We kept trying every day and then finally, she told us she wasn't in the office for a few days. And then we talked to her and everything was fine. We signed the docs at the beginning of February but we started the process in October and we finished at the end of February. It should’ve gone faster. There were some weeks when it just dragged. So we called the lady and asked what was going on and she explained.
And at the end, there was another lady who called us and told us what was going on. And I like that because at least we knew they were doing something. The lady kept calling and kept saying what they were up to, when the end will be, and when we were going to sign the doc, which would be the last thing we'd be doing. Working with Liberty has helped me get a little bit of fund that is helping me out. The only thing is, we just got our first check and we got a letter at the end stating that they gave our loan to another company in Florida. Still, I would recommend Liberty.

Our certified financial planner said he needed to give our IRAs a break for a while and recommended a reverse mortgage. I was looking for a certain amount in dollars for a specific amount in years. I determined where I was gonna liquidate first by doing an old T-account where the IRAs were on the right side and the house on the left side, and the house was gonna appreciate about 2 to 3% per year and IRA should be 68% per year. So I thought I would not draw on our IRAs for a certain amount of years to give him time to recover and build up.
Getting a reverse mortgage through Liberty Home Equity Solutions was alright, but their appraiser sucked. She walked the ground like she owned the place, had an attitude and lacked the knowledge of the area. She was from Appraisals by Casey at Greenwood, Indiana. Greenwood people don't know anything about the plain field area and it's a whole different county. I was told that the appraisers just call up and get a referral, but I would remove her from the list and I would prefer Liberty to use somebody in Hendricks County, where we are in, next time. But our loan officer, Ron, was friendly and knowledgeable, from the same area as ours and was a lot better than the appraiser.

I had a house that didn't sell and I had paid cash for it so I was short of money and was panicking. On the other hand, I had my house rented out and the renters trashed it. I put thousands into repairs so the reverse mortgage made things a lot easier. I looked Liberty up and it was a reputable company plus the people were very nice to deal with. The loan officers were wonderful to me. The first one was originally from Guam and I had lived in Guam for a couple of years so we chatted a little bit about that. But both were so nice, patient and helpful, and they couldn't have done better. There were lots of drawn up paperwork, which is the same any time you deal with this type of thing. It just seems to go on and on. Then somebody came to inspect and assess the house. The enrollment and underwriting process took four months total and Liberty was reliable and honest. I would tell others to go ahead and use them.

We were poverty-stricken and the house was worth something. We are making a living but the last 10 years we've got a 10% increase and then we got 2% this last year, which was the first time in 10 years. Three out of the last 10 years, we got no government checks. Then, I found a bill from PG&E for our household. It's $159 for the month and if we had everything on, it was $371 and if we had all of our 9 heaters on, it would be $650 a month for the heat.
I can either sell the house and have no place to live or move somewhere where it's less expensive, but my wife was having a problem with her sister's death and all of this. So with a reverse mortgage, we don't have to worry about it. They'll sell the house when we both die or we can give it to one of our kids that could afford to make the payment for what was left at 5% interest. The house was appraised for $330,000 and the cost came out $165,000 and minus the cost of $15,000.
The application process with Liberty was very good. A lady came out and we signed all the stuff and it took about an hour and we did it. There was a couple of mistakes made and we got it by UPS, and we signed and done that correctly and that was it. I also talked to the loan officer many times and she was great. She told me what to do and that there was gonna be an appraiser coming out and that was gonna cost $500.
The appraiser was a nice guy. He called me first when and he told me what he was looking for. I spent less than $2,000 to bring the house up the code and where he wanted it to be. Then when he came out, he was here for an hour and a half looking for everything, unlike other appraisers that I had who just walked through the house for five minutes and gave me an appraisal according to all of the other houses sold around. He appraised it for $330,000 and we were good to go. So I was pleased with everybody. Liberty has changed our lives and we have hope now. I didn't know that Social Security would take our check back and if we didn't have it, then they would come after us and take us to court. We lost a third of our income, but Liberty literally saved our lives.

I was not happy with the Liberty Home Equity rep that I dealt with. He promised me a certain amount of cash at closing and he lied to me. I didn't find him very trustworthy. So someone superior from California had to intervene. The process took a while after the little dust up with the rep. But after that was squared away, it went okay. I was very happy with the rate and terms that I got.

I inherited an old farmhouse and I took a mortgage on it. I did all the repairs that I was able to and they were very expensive. So, eventually, I ran out of money and still had a lot of work that I needed to do on the house. And I decided that a reverse mortgage would be a good idea because it would give me more money, plus it would cancel out the mortgage. So, I would be able to save more of my income and use it for what I needed.
I chose an independent agent closer to home and we tried to work through Liberty but they really perseverated on one issue that we couldn't give them an answer to satisfy them. And so finally, I just gave up after about five months because it just went on too long and it seemed irreconcilable. So then I tried a completely different firm. But they found something in the title so they chose not to refinance. So then I decided after a while to go back to Liberty and used a broker who works more directly with them. The first time I spoke with him was the end of April in 2017 and the reverse mortgage was just approved by the end of January, so it took all that time. And there were a whole lot of issues in between.
There were several things that I strongly opposed. One of them was that I have to have three appraisals. They couldn't use any of the ones that I had done previously for the other applications. When the first appraisals came in, they were not very satisfactory. One of them actually was picturing the wrong house. It was also very difficult for them to find comparison houses because these old hundred-year houses are unique. They said some of the stuff was just because it was an old farmhouse with not the usual "put-a-subdivision" issues.
One that I was very upset about, it involved a hole in a plaster ceiling and they insisted us a man come over. He came over and took a picture and walked out. And it cost $150. And it was the same picture that I had already sent them. So the work added up to the cost. So my closing cost was pretty high and it was a lot higher than I expected. But partly, it was the delay that caused the rate increased. But the final appraisal that they used was a little higher than the ones that I had started out with, so that was a good thing.
The interesting thing to me was, the one that really sank the whole first application, which was more than two years ago, it didn't even come up in this application process this second time with Liberty. But we got through it but there were a lot of errors and misinformation and they jumped to a lot of conclusions. The biggest problem was that I live in an old farmhouse in the east in Maine and it just didn't fit with a lot of their usual application process that we had to go through a lot more.
A lot of the problems I had were peculiar to my situation and they delayed a long time before they started acting on it. When I got a little irritated that's when they really started to pay attention to me and realized what was holding it up. They were slow to respond to some of the issues and dragged their feet. When they finally got working on it, it didn't take them that long. But they already had received the information. I sent it to them from the beginning. I wish they had put somebody on it earlier that could've answered some of the questions. It would've saved me a lot of grief and maybe money, too.
But they were always courteous. And the agent and I became friends over the summer. And once he got started on the process, he was pretty dogged in about getting it through for me. I also spoke with some more senior members of the staff. I also actually complained to FHA - the consumer division there. I also complained to some of my congresspeople, my senators and one of my representatives. By the time it got rolling and all these people took an interest, they had a big meeting about the whole thing and they finally approved it.
They've just paid off the things they were going to pay off and sent me my first check. I'm a life tenant and my daughter is a remainder person. I don't really exactly own the house but I have life tenancy until I die and then it goes directly to her. But the effect of that is that we both share the title to the house and she had adapted that. We didn't have the money to fight this debt at the time because I didn't get the reverse mortgage in time. So, that had to be paid off and now, with this sizable chunk of money, it has been a great relief for her to be able to do that.

My grandfather took out a reverse mortgage with Ocwen in 2014. He passed away Dec 2017 just a few months ago. We notified Ocwen and informed them my mother was now the power of attorney. Instead of receiving any type of empathy they continued to charge us interest on the loan and send their own adjusters out who sneak around the outside of the home and then charge us 400$. My mom is doing her best to get everything in order. The loan has collected $100,000 interest. We have to sell the house and will barely have enough money to have somewhere to go. We have cried on the phone and begged to Ocwen to at least stop the interest and let us have something left to have somewhere to live but they refuse. My grandpa has been gone 2 months and they have already charged us $6,000. It already breaks my heart to have to give up the house I grew up in.

Liberty Home Equity Solutions was very good. We had a woman who was the most helpful to us, and she was wonderful and prompt right on everything. It was comfortable working with her. However, once the initial things were done from our adviser Kent, when we called, she never called us back to find out what it was. No one seemed to know. My friend who has been helping me with this and I have been wondering why. She worked with us all the way up to the end, so I would still like to be able to make some kind of contact with her and let her know how much we appreciated the help that she gave us. She deserved four stars.
Everything is difficult for me because I have some medical problems right now and I get confused very easily. We were very unhappy with the surveyor who came out here as he made lots of mistakes and undervalued things. I was in Southside when he came. He reported that things were not there that worked. I could have lost about several thousand dollars in what I could have had just because of his negligence. He said that there was a leak in the roof and although there was none, and I took off a lot of points for that. So, I have to follow that from my friend who is a bit of a financial wizard and who took over. I would have been absolutely overwhelmed even though it was not so hard. He also researched outright to the very letter and has caught quite a few snafus, and changes that needed to take place on the farm, and he reported everything.
There were other mistakes saying there were no vents in the house. If there were snakes, they would have bitten them. They were so apparent. In fact, my friend went through and took more photographs, and sent them in, and shared close-ups of things. So, it was a very inadequate and a poor job in doing the appraisal. They should take very careful account of the person who does auditing because it makes a big difference in the loan that they would give me when they gave a lower rating when I have the nicest condominiums here. But, for the most part, things seemed to have gone well and now I’m ready to deposit the money and act on it now.
They did come through with everything so far and there's a lot of work to be done, a lot of questions. One of the gals came out and went over everything with just the paperwork at home. Kent was also nice and he came out twice and we went over things very thoroughly. But then he just stopped calling too. We would email and call him but I guess he got occupied with what he is doing. They need to follow through as the woman did. Still, I would certainly recommend it.

Going for a reverse mortgage as part of my retirement plan sounded good. Obtaining the mortgage entailed some paperwork, and we went through counseling and then signed some papers, and then finally closed and signed the rest of the papers. The application and underwriting took a couple of months, but the loan officer was fine. As regards the rate, some of it is a little stiff, but that's the way it is.

Liberty Home Equity Solutions seemed like a less aggressive company. I tried one other company and they called me all the time. Whereas with Liberty, they didn't bother me and they let me get back to them. That was more low-key which I appreciated. During application, I was able to do most of it online. They also sent paperwork back and forth and sent return complete postage for any form I had to sign directly. And then the notary even came to the house at the end to notarize everything. It was very smooth.
Their staff was very helpful especially the first lady that I had most of the dealings with. Plus, their support people seemed to be available almost any time or they got back to me if they weren’t. They were concerned that I understood all parts of paperwork and answered questions too. Liberty did excellent, smooth job without pushing me or rushing me. I appreciated everything that they did and it has put me in a better position financially now. It was very relieving to have worked with them and have them be so successful at assisting me. If you are in the same position and you're shopping around, Liberty is good. I would recommend them.

My dad is 93 so we had to do something. He leaves his money and he needs care taking. Right now, he's on hospice and we wanted to do something to keep him there until he expires. I wasn’t so keen on reverse mortgages. I was really against it and everybody talked to me about it that it’s a good thing for my dad. I thought about it but then afterwards, if we lose our property, I’m stuck with three options. If we can’t meet those options, then we lose our inheritance for that property. But I went with it anyway because I have to take care of my dad first. It’s something we had to do and something I have to deal with after my dad passes. I don’t want to owe anybody anything. We are first timers and we have no idea who and what to talk to because of my negativity of it so my sister-in-law, who's more familiar with a lot of financial situation and reverse mortgages, recommended Liberty.
We had a lot to go through. There’s the outrageously paperwork that I had to go through and I really got upset with them since they wanted my dad to sign. He can’t sign, that’s why I got the power of attorney to sign it for him. Then they said, “It’s for the documents” and I said he can't. I watched my dad struggle signing these papers and I said, “That’s not right.” So we tried to get the right documents for them and this and that and then they’d be like, “We need this too” and I go “Why didn’t you tell me that in the first place?” They should tell us what’s exactly and everything that they need to start the process so I can at least try and get what I can get for them. I’m the oldest, still working, taking care of my wife who’s battling brain cancer and got a special need child so I can’t be doing all of these. And my brothers have issues so everything is dumped on me.
But I’m glad it’s over. From beginning to end, it took about three to four months I think. We got what we need right now and the funds. I want to put it where my brothers have access to in case something happens because I told my brothers, “This is strictly for dad’s care, nothing else.” I asked Liberty to do direct deposit but they’re sending a check. But I would recommend this company. The people were very nice. The lady that we worked with was pleasant and knew her stuff. We had a couple of meetings and I like her knowledge. She always told me “Hey, I’m here for you.” There were some times it took a little bit to get back but she did. We like her.

I had to fix my house but couldn’t get reverse mortgage anywhere else. I called Liberty and told them what I needed. They had to get the title, the abstract and checked everything out. The loan officer then told me what they could loan me and that the interest would be five percent. He explained everything very well and I understood that that was the only amount I could get. He also said that my family could live in the house until the last one dies without us having to pay it back. But they didn’t tell me they were going to take the house when everybody passed away. They paid out taxes and insurance on the house for the rest of the time. He even called back and checked up if I was doing all right and if I found somebody to fix the house.
I got my house fixed but when I got my paperwork, it said I owed Liberty $134,000 when I only got $23,000. So when I’m gone and if they decide to sell it, they could pay the loan back with whatever they say we owed and they would get the remaining balance of what we didn’t owe. I'd tell my friends to always check what it’s going to cost them in the end so they'd know what they're getting into.

We dealt with Thomas at Liberty and he was great. But they need a form that tells you exactly what you're going to need and they should give that whole list right upfront. Every time I dealt with somebody else, they would say they needed something else. And they would ask for bizarre stuff like the records of my taxes on our previously owned house. Why did they need that? What did that have to do with what I was doing right that minute and what my situation was? Besides, we've already sold the house so obviously, everything was okay. We also had to call our insurance company six times. Luckily, it's a cousin of ours so we could say they needed something again. They would also come and say they need something else that we've already sent them. I've had to pull my stuff my back out and we duplicated several times. It was really not a fun experience.
But Thomas was very sensitive about it and apologetic about the situation. He would call us and check on us too. He even gave us his cell phone number so we could contact him with any questions that we had and was always willing to answer them. He was very good with it. Also, the original stuff that we filled out for the application was easy. It was just getting the loan itself that was ridiculous. The process was a nightmare. We started it back in August and we got our check the end of January. It took a long time.
We had signed the papers on a Friday and the guy came out and got everything done. But we got the voided check so they could put it into our account and they were supposed to do that on the Wednesday. But it didn't show up in the account then so I called them and they said my name was not on the check. That was something they could have told us on Friday. I was on the account but it was my husband's business thing so he doesn't have my name on this check. They said they would send me the check overnight because they had already printed it. I told them not to FedEx it without a signature because I was not having a check for $58,000 left on my front porch so I sat in my house all day Thursday waiting.
Finally, at 3:15 on Thursday afternoon, I called and asked where the check was, and they said they were overnighting it that day. So on Friday, I was having to wait all day again except I checked on the tracking number and saw that they put the check out on 3:25 on Thursday. I was talking to them when they sent that out. Working with them wasted a whole heck of a lot of time. But I don't think it was Liberty though. It was that bank. In the end, it was nice to get the money. We thought a reverse mortgage would be a good way to get some extra money and not have to pay a monthly payment. Now, we have paid off two cars and we've got some money left in the bank.

We realized we weren't going to be able to pay off our house and still have some freedom as far as bills and payments. We needed to live off of our social security and the reverse mortgage was the only way we could do it. Otherwise, we would have had to work forever. However, there's a $14,000 upfront private mortgage insurance fee on a reverse mortgage and had we had to pay that, I would never have done it. That was not our intention.
I checked a lot of reverse mortgage companies and Liberty was the only one that would credit all that back to us. Even so, we spent six months talking about it before we finally reached out to them and decided to do it. We listened to the good, the bad and the ugly about them. We ended up only paying $3,000 in closing cost. And although we realize that it's digging into our equity, that was okay for us because we're not making payments. Plus it wasn't a huge fee and if the time comes that we even decide we want to sell it, we can still do it.
The process was the same as in a normal loan. Had we just been on social security, the process would have been a whole lot easier. But we have income coming in now and they had to do all the checking as far as everything is in a normal loan. Also, I'm used to looking at all my fees ahead of time but when you do a refinance on FHA, you have three days after the loan to look at it. So they didn't have the figures ready until an hour before we closed. It was down to the wire and I did not care for that. Part of that was my fault though. We had to come up with cash because our house didn't appraise as much as it should have and I postponed the process quite a bit to make the decision whether we wanted to do it that way or not. I could also have waited another week to close but I wanted to get it done before we had another payment due.
They changed processors a couple of times. But my loan officer was wonderful. I could still call him now if I wanted to and ask him questions. My loan originator, Paul, was wonderful too. He was very patient with me. Every time I got a little nervous, wasn't sure about something or I couldn't remember something quite right, I would email or call him and he was right there to answer them or text me back.
The rate was higher than what I could have gotten if I had gone with a conventional mortgage and I still had to pay the PMI. But the interest rate went up a little bit also because we waited so long to do it. Besides, nobody hid anything. I went in it open-eyed and I made that decision based on the information I was given. The guidance they provided us was very clear and informed. They wanted to make sure I really understood what we were doing. In the end, the mortgage has given us some financial freedom we would not had otherwise. Without it, we would have worked until the day we die or had to sell our home. I wouldn't think twice about recommending Liberty.

We had reverse mortgages before. I had one in New Hampshire and when we got rid of our house there and came down here, we decided to buy a house after being here a few years. We bought it with a reverse mortgage. We used to be in real estate too so I have a pretty good knowledge of these things. When we needed to get our roof done, we opted to do a refinance. I'm paying so much for insurance on the house because the roof is 26 years old. Being on a fixed income, we figured a reverse mortgage would help with everything out and wer were comfortable with that.
I bought the house through Wells Fargo in 2010. When we went for the refinance, Wells Fargo wasn't handling such things anymore. Plus all the problems they were having didn't help. We looked around and we saw AIG but I really didn't like them. They just didn't bend, there was nothing that they would do to make it better. They had a guy come out to do the appraisal and he did a terrible job. I put a call and I checked online and found Liberty Home Equity Solutions.
With every reverse mortgage, you have to have a company that you deal with that tells you everything about it. You pay the fee of about $150 to be told about it and that's ridiculous to me because you should be able to be told about it and not have to pay a fee. The company then contacts you and gets all the information. But you have to be diligent yourself and you have to follow everything and be aware of everything. That's what I do.
We would not have had this mortgage if it wasn't for me because when the appraisal came through, the person at the other end kept telling me, "I don't think you're gonna have enough money. And obviously, we can't do it if you're not gonna get money." But I said to go through every single figure, correct everything and finalize the figures before they tell me what it was gonna be. And they went from 500 to $10,000. I ended up getting 10,773 when they were originally telling me that I might only get $500.
The man that was originally with us, Roger, was very good. He came over to the house several times. I would question things and he'd get back to me and he was very good. I had another guy who was in California and he would call, text and email me. But in the middle of it, he was gone so I dealt with four people until the end. Everybody did the best they could and they were polite and they were nice. But I did a lot of work on my end.
The problem with reverse mortgages is that the people selling them don't really know as much about the process as they should. In October, there was a change in the government policy on reverse mortgages and people were getting less money now from it than they used to. Roger was smart enough to have us do the application prior to that so he got us in under the wire and I thank him for that. He knew enough about it and he was an intelligent man. But there were times when I would ask why they didn't have or why they needed certain things from me and Roger didn't know. These were things within the company. They got things then someone lost it and I was left to wonder why I was being asked again.
I signed paperwork and I kept copies of everything. When they told me they didn't have a copy of a document I signed I just re-signed it and sent it back because I knew it was the same thing. But it was very tiring for me to do it all and I should be getting the commission. Their people should have one person on the case who would follow it all the way through. And they should have someone who knows and watches this stuff. It's fine with me because I'm flexible enough to work at it and my business background makes it simpler for me to handle most of it myself. I knew the process and I knew what was going on with it. But other people that don't know would get scared by things like that.
Other than those, everything is the way it should be. It is what it is rate-wise and I can't change that. I got more than I thought I was going to get and my husband was shocked when I told him about it. We were glad about that. And the closing cost went from $16,000 to $3900. Liberty seems to be a good company and I would recommend them to the right people. Their staff were also polite. I tell friends to use Liberty if they need to and I'd help them in any way I could. But I'd also tell Liberty to train their people better and they have to listen because that's what people don't do, they don't listen to what you're saying.

My wife passed away in October and left me with one income which wasn’t big enough to cover everything that I’m responsible for. My son went online, checked a whole lot of lending providers, and.found Liberty for me. The reverse mortgage process was a headache. I’ve never had to sign so many papers and send in death certificates. Then I went to a counseling over the phone. It was a lot more than I thought it would be but it was fine. The application and underwriting process took almost three months to complete and everybody was really nice, respectful, helpful, and good to me. I felt really comfortable working with them. They were in California while I’m in Virginia and whenever I called and they were busy, I left a message and they called me right back. I’m satisfied with everything and the loan has done a whole lot for me because with my mortgage, I save a little over $700 a month.

My husband is wanting to retire and we were in construction. He then had to go to bus driving because we didn’t make enough money. We found out about reverse mortgage and decided on it. This is the second time we've done it. Everyone at Liberty did a great job and everything was very smooth. We were very pleased. Katherine helped us the very most and we love her. She did an awesome job. It also didn't take very long for the application and underwriting process. Working with Liberty has made our life easier and we're hoping that by next year, my husband will be able to retire.

The rate and terms of the reverse mortgage that we got from Liberty Home were kind of what we expected. Our loan person when we started was Kelly. She did a lot of work to find somebody who will do the counselling which we were required to have and she pretty much stayed on top of things. Then, Liberty let go of all of their field people which included our agent. Then we had three people at least that called and said they were going to take over and that they were going to contact us. But they didn’t call back when they said they would. Finally, the last person sent me a thing and said she'd be in touch with me every four days for the rest of the process. Then, the next time I heard from her was in about two weeks,
The only thing that kept us going was that FHA changed the rules and we really couldn’t do anything different. We started back on April 26th of 2017 and it was about October when that rule changed. It became imminent and we started to push it ahead at that point. But the problem was when they let the field people go, they weren’t prepared to have somebody in place that could take over. The ball got dropped several times and if weren’t for the change in the rules, we wouldn’t have been there anymore.
Other than that, Kelly kept it going even though she wasn’t working for them anymore because she still had a commission coming. We originally signed some disclosure papers on September 26th but we didn’t really push that hard until the rules changed. Everybody else didn’t follow through with what they said. When there was a problem, or if they needed something else, or if they thought they needed something else, we didn’t hear about it. Then, down the road we’d hear something about it so communication was poor after they let our loan processor go. All in all, I’d tell others to be hesitant in going with Liberty and to shop around. I would tell them that if they could get somebody that’s going to follow it all the way through, it'd be fine. But if it’s just going to be somebody in the office and out of state, I would do something else.
Another thing is, we got a hello letter weeks ago from the new company that said they had purchased our loan. But we never received a goodbye letter from Liberty so technically it has not transferred. And whether Liberty thinks it has or not, under federal law, it hasn't. I was an escrow agent before and we always explained it to people that if they sell your loan to somebody else, you're entitled to two things. One is a goodbye letter from the company that you signed up with and one is a hello letter from the new company. Until you get both of those, you don't change any of the things you do.

I needed to eliminate house payment. Liberty was recommended to us by a party we know in California so we filled out an application for a reverse mortgage. I've done it before and their process was pretty standard. In the very beginning, it was going along fine. My loan processor, Peter, was a nice guy and I was impressed with his follow through. I really liked him personally and he was recommended by our financial advisers. He was very thorough and he explained the process to us so we had an idea what the process was going in. If I called him and said I couldn't get an answer again, he made sure I got an answer.
In the middle of it, they were telling me that it was going to close on a Monday. But that Monday was Martin Luther King’s Day and I didn’t even think about it. Their office and the title company were both closed so there was no way it could have closed on that date. We signed the papers at 8 o’clock in the morning on that Friday which is the 19th of January and it took until 4:30 that day for it to close. Again, I was making phone calls and trying to follow through to make sure they got everything. I was again not getting phone calls back. Then, Pete handed our account to somebody else at that point without notifying us. It’d be nice if somebody said he was going to take a vacation day and it would have been courteous per se.
Also, I would make a phone call to the underwriters and I wouldn’t get a phone call back. I eventually had to call my representative and he made a phone call. I finally got a phone call back to find out where we were because I sent them documents and they turned around and requested the same document again. They also kept requiring something different everyday which they could have asked for ahead of time. But it was not a problem. We’re the type of people that follow through immediately and if we were asked for something, they had it within about four hours.
The very last thing that drove me crazy was we pulled funds out of our Simple IRA to finalize the whole thing. The first amount I was given was wrong and they told me I could go ahead and get a cashier’s check. But if I had, I would have gotten a wrong amount. So they shouldn't supply me with an amount if they didn't know that it was going to be true.
Then, I had to prove where the funds came from so I sent them a copy of our bank transactions. Our bank received it from Schwab and it was setup right on there. I know that they were worried about money laundering and they came back telling me that they needed to have the monthly statement from Schwab showing that it came from Schwab. But this was in the middle of January and Schwab was not going to issue a monthly statement until the end of the month. At one point, I even had to go to my bank and get a print out of my January monthly transactions from my own account which I had already sent them. But I wasn't allowed to, so it was very frustrating until the very end. The whole process was completed in about six weeks and working with Liberty cost me a lot of stress. But now things are working out fine. I would recommend them and our agent.

I wanted to retire with no bills and I opted for a reverse mortgage. Liberty's application process was time-consuming and there was a lot of paperwork, but their people walked me through it step by step. Casey was the first rep I had and he was great. He was personable which was part of the bringing me in process. He was also so helpful. He then handed me over to someone else who was okay but I hardly talked to him. I left a few messages before he would call me back. I still have a few questions about the home equity loan that I have. I got something in the mail from them but I’m not quite sure about it so I’m waiting until I have time to call or I get some more information on it.
From the application to the underwriting that took at least two months and I wish it could have been done faster. Near the end, I got tired of it. I'm also not crazy about the rates and terms of the mortgage, but I know that I have to make sacrifices if I'm doing a reverse mortgage. Right now, I put away the same amount as my mortgage payment as a travel fund when I retire. It’s not impacting me immediately except for knowing that I have that money coming up for when I quit my job and to have some fun.

I'm a widow and I need some extra money here and there and I was in a little financial problem so I got a reverse mortgage and I'm very pleased with it. There was an ad that came to me in the mail from Liberty and I called and then they sent the accountant out here to interview me. The application and underwriting process took 3 weeks. There was a lot of paperwork. But the process was very fast and was done in a hurry.
Kelly, who helped me, is excellent. She explained stuff. Until finally she walked in and she looked at me and she said, "You are approved." She just had a way with people. She has a way of talking. And I had a friend that was here with me said, "I can't get over this lady." I felt very comfortable with her. Liberty Home improved my life. I have some money when I need it. I'm very pleased and happy that I was able to get this because my home is paid for. The value of the home here in Arizona just keeps going up and up right now. I already recommended them to my neighbor. In fact I'm going to talk to my sister about this.

I needed some work done on my deck in my backyard, and I asked my son-in-law if he could help me out. He's a realtor and he suggested that I go to Liberty Home to get some money and spend half of it. Liberty was secured about their application process making sure that they didn't miss anything. It was good for them. They really looked at all of the different things. It took a month to complete the application and the underwriting process. The only thing is they went back too far for me. My son-in-law and I have property in Oakland that we defaulted on and then we went back to the lender. It was all cleared and yet, they still wanted to research all that crap. It was useless. It was already settled many years ago and yet they still have questions. And so they spent more damn time on it and they've figured out it was all settled.
Other than that, the loan officer, Roger, was super good. I've talked to him a million times, and he was very concerned and courteous, and he answered any question I wanted. Anytime I thought I had a problem, I would call him. After the loan was finalized, for some reason, they sold a note to somebody in Florida. And so, I called him right away about it and he told me not to worry because all my dealings still would go through them. And it eased my mind a little bit. I was very comfortable working with him. He was very honest and can pull any punches. He explained to me everything that was going on. He also apologized when it has taken too damn long to do some of the stuff. He said, "Hang in there. We'll get it all done right." So it's all that mattered.
I read all the documents over and over, and from what I understood, if I ball money after the 210,000 that I have, then I pay 4.5%. But if I don't ball any of the money off there, then they pay me 270,000 some dollars. They're paying me the interest of 4.25%. So I'm breaking even except for the $18,000 that I had to pay upfront to get the damn loan. I would recommend Liberty. They were sincere about trying to get the process done right. They did a good job and I was very happy with them.

My house is paid off and I wanted to do something with my money. I researched several reverse mortgage companies for about two years and came up with Liberty. They got back to me and took care of business. The guy I dealt with, Eric, was really good. And it is the second time I've done a reverse mortgage with him. Liberty's application process was quick and easy. It wouldn't have taken as long as it did if I wanted to drag my feet a little bit because there was a hurricane and I had to deal with a deck that burned up in the back so I had to satisfy the insurance company before I could do anything. And, otherwise, I've done it right away. But Eric had everything lined up. He said all I got to do is to tell me when to pull the trigger. So, it was my doing for delaying it for any length of time.
Eric walked me through everything. He explained everything and if I had any questions, all I had to do is give him a call and he took care of business. He was eager, informative, and he got back to me when he said he was going to back to me. In fact, he contacted me more times than anybody else probably would have. He was constantly in contact with me and he didn't push anything. I had done the first reverse mortgage with him. I kept getting information in the mail from other places that I could qualify for $20,000. Then I got a handwritten note from him that said my interest rate would be going up if I wanted to take advantage of doing a refi on it. Instead of having 20,000 in my line of credit, there's 73,000 now.
The reverse mortgage is better than trying to put money in the bank and save money and earn interest. It's easy getting the money out. All I had to do is fill out a paper. But I would call ahead of time and tell him we'd be faxing in a form to withdraw some money. The interest rate was great. If I just let it ride for a little bit, I can end up having a monthly payment if I want to. So, it has worked out good. Getting the reverse mortgage with Liberty made my life a lot better and a lot easier to obtain some money to do things to my house and my property, and my general lifestyle. I wouldn't have to go back to work per se if I wanted to. But I have a part-time job that pays well. There's money sticking in the bank for when I become an old man. I'm satisfied with Liberty. I've sent several people to them. And I explained to them how it works for me and told them to talk to Eric from Liberty.

My mom got in some financial trouble due to a family member who took some money from her. Having a reverse mortgage was the only way that we could get her caught up. The first person we talked to at Liberty said was confident that they could get it done in a couple of months but it ended up probably seven months before anything really came about. There was a lot of paperwork which had to do with my mom's credit profile getting so messed up because when she lost all that money, things got behind.
Then I was transferred to different people which was frustrating because the reason I chose their company was because of the first person I've talked to. And it didn't seem like any of the information I shared with the first person got transferred to them so there was a lot of confusion. I would call and leave messages to the other officers, but they wouldn't be returned promptly. Then they would say that they called. And then there were a lot of emails back and forth. The whole process started to get bogged down. By then, the process had already been so far along. I just didn't want to delay it any further because my mother needed the money. They could have been more responsive and had things accomplished a lot quicker than they did.
Once I took over the finances to get everything come back up to the point where she was getting her bills paid on time, as well as for food and medicine, Liberty started requiring a bunch of different caveat, signed for the loan to get it to come to fruition. So, it took a lot longer than what I was initially quoted. They sent a notary out that I could do everything in the home, which was nice. The rate ended up being around 5.5% which in any home loan, would be high. But given my mom's credit rating, that was decent. So far, my mother got her taxes, insurance and the bulk of her bills at least paid back if not paid off. Financially, she's pretty solid right now.

Liberty Home Equity Solutions seemed to have the best people that would handle a retirement plan. I got different numbers together from various situations and made sure they all add up. The application process was good and streamlined, but could have been better if it was sped up a little bit more as everything got through in about 60 days. The rates and terms were fair. Also, the loan officer was excellent in every way and working with him was very comfortable. The guidance I got from Liberty was excellent and they did a good job, which I appreciate. Liberty serves very quickly, well and admirably.

I was in a car crash many years ago that retired me and doing a home equity line of credit was too difficult. I needed something to pull money out of my equity to live on for the rest of my life. I responded to an ad, and I got a great lady from Liberty, Laurie, and we met for lunch and I was impressed with her and the company, too. She was a great contact person and she encouraged me to do the loan. The law was changing in October 2nd and she called me and said, "Get home from vacation, we need to do this. If you're going to do it, do it now or never." And she was really awesome.
The application was very confusing because there were tons of pages with little explanation. They sent me a copy of it later, however nobody reads that stuff when it's 60 pages deep. And I've been a secretary my whole life, so I'm very thorough and I trusted the process and the papers. It was normal procedure. Laurie should have kicked out the little old man who was there talking the whole process, he wasn't leaving and it wasn't a private affair. It would have been really great. But the process was rushed. I got lost getting there and because the law was changing, they were back to back with appointments which caused some confusion. Still, Laurie's assistant, Brenda, was topnotch. She called me from the car and I told her I was lost on the way to the post office trying to get some overnight priority mail over to them and I was going to miss the deadline. And she was driving home and pulled over and helped me get to the post office.
Liberty is a great company and we started the process out great and then it just unraveled because of them closing their office in Irvine. And then I was dealing with James, a loan processor who was in Sacramento, and I was thankful for he saved my loan, it was a positive experience then. It was just hard to do long distance. It was supposed to be a quick thing to close, but it went from 30 to 45 days. We started on September 20th and we closed at the end of January. And it should have closed long before Christmas. And I answered a billion questions and they lost some of the papers that were supposedly on the computer and they lost papers that I had submitted. They photocopied my original documents when they laid off everybody in the Irvine Office.
James walked me through everything and he was totally responsive. He called and emailed me, and was in constant communication with me. But after Laurie was no longer on my account, she called my brother and was willing to help even though she wasn't employed there. And I had to tell my brother not to talk to someone who's no longer an employee. So, it was very upsetting to me, and yet the manager of the loan processor called me, again on my home phone which was alarming and said, "This is the number I had." I didn't feel like they really took care of me when the transition was happening, but James came in and held my hand through the whole thing and went above and beyond many times.
I would give James a $10,000 a month raise if I could. He was my lifeline with the company and he was instrumental in the whole loan coming to fruition. It was kind of confusing because I had people who weren't working there offering to help me. And he told me once that I'm the age of his parents. And while I felt old, because of that, he took me under his wing and spent extra time explaining everything. He also told me he had been on my loan application from day one. So, he already was informed, which helped tremendously. But it still was very confusing. There were lots of hoops to jump through that probably shouldn't have happened if they hadn't lost some of the papers. It was a nightmare. And, I'm still tired from the whole thing.
It is not really truly a great product and if it weren't for Laurie Libby's sitting down with my brother-in-law who's a CPA and I, over lunch for those couple of hours, months before, I would never have done it. I would never have trusted the process but I trusted her personally. She was upfront with all the answers and my brother-in-law is a brilliant financial guy, and he was impressed with the product itself. Then later, he gave me other companies who do the same thing, and with the highest consumer report rating.
The company let me down, but James didn't. The circumstances might be out of their control but they really dropped the ball a few times and we had four months of hiccups. But James wouldn't take "No" for an answer. He took my situation and the extenuating circumstances and went to the underwriters, and their bosses and went up the ladder and fought for me until we got the impounds released. They did not withhold like a ton of money for 16 years' worth of impounds. So, it was a huge win for me personally. And I'm driving a 19-year-old car, so I desperately need some money to get me another car. And because he fought for me, I can now get a car. He had a heart for me.
The outcome was marvelous. And I couldn't have asked for a better company to start with but the middle was just jello. It was like the left hand didn't know what the right hand was doing. They lost documents and it changed the process for me because those documents eventually changed and then it didn't prove what I needed to prove. So, we recreated the wheel and I couldn't thank James enough.

Liberty was the first provider in Oregon and I couldn't find anybody better. I had cardiac arrest last June so I'm not able to work as much as I did before. I knew that it was going to happen. Eventually, we're going to get old enough and we have always relied on me working extra to augment our retirement. After I got healed up, I began to explore the idea of a reverse mortgage. The property was my biggest asset that would give me access to money I could need.
I contacted somebody whose information I knew about. Then, they sent out a whole bunch of papers and gave me an estimate of what I can do. I then went through the counseling. Their loan officers were very nice and reasonably knowledgeable. There were two of them. One took the initial part, then, once we made the application, another person, the cream of the crop, came aboard and just walked us all the way through. We did everything long distance via phone while there was UPS. I was comfortable working with them and they gave me enough guidance. Moreover, they weren't pushy and I could have backed out at any point.
The rate is as good as I'm going to get. It was all controlled by the statute and they had regulations that don't give them a lot of wiggle room, so they can't just bilk seniors of their assets. We trouble getting our property appraised since we live in a rural area. There are very few appraisers who were certified to do hard appraisals. It was a big delay. By the time we got it appraised, the property was worth $35,000 more than I had estimated so we got quite a bit more money. We met with the mobile notaries, once for the application and once for the closing. Lo and behold, the first request of money was deposited electronically into my account. I've already paid off the bills that I wanted to and I freed up my monthly budget a little bit better giving me a bit less to worry about.
They haven't yet sent information about how I can access my line of credit. For the rest of my assets, I have taken a line of credit so I can use it as I need. The idea was to use it for things like medical expenses and other things. We have children who live in other parts of the country and we really can't fit airline tickets into our budget. We can also use our line of credit to get the tickets. I'd tell friends to take a look at Liberty.

We got a reverse mortgage since it was the only option I saw for our situation, and I was very happy with the way it was handled by Liberty. They called me right away after I’ve plugged my information on the internet when I was checking reverse mortgages out. They wanted all of my basic information, finances and credit, and then we went through a very simple application process. It all went fast and very smooth. And the rate I got was good and lower than what they initially thought. Penny, my loan officer, was very nice and competent. She was on the spot as far as letting me know what I was going through. She’s very efficient and quick to get things done. Liberty has been a very nice company to work with. I've been very impressed with them.

I had a letter from Liberty Home saying that I am eligible to redo the reverse mortgage because my property has gone up and I could be getting up to $20,000, $30,000 more out of my land which sounded good to me. I started the application process with Liberty Home in August and it ended up in February. I guess the guy that was in charge of that got fired.
Also whenever I called the loan officer was barely there, maybe like 3 out of 10 times that I had reached him. And every time I talked to him he said he got to take the records. And then there was always some little detail that didn't seem important to me but it's just got to be done. But I did all the work and finally got it done. The company has always been good to me but they didn't follow through with finding out if something was going wrong here. Like why it took from August to February. But finally I got a hold of the person that helped me get the first reverse mortgage and she said there's a hell of a lot going on that shouldn't happen.
So it finally came through and I did got my refinance done. But I'm not quite sure if I could've done better because I ended up giving my monthly settlement. And then from what I understand my house was worth more than what they appraised went because Yakima is really a prosperous city because it's half of the whole state. And there's a lot of businesses coming in here, a lot of buildings and new businesses coming. And then the price of real estate has gone up as far as the national average.

I inherited a house from my brother and I wanted to slowly fix it up to sell it. I made a lot of bills doing it and I'm a retired truck driver. So the best way I could do it was through a reverse mortgage. The people at Liberty were just wonderful. I made best friends with them. I had a lot of questions because everybody would say bad stuff like, "Don't take a reverse mortgage they will take it from you." So I keep asking questions and that they answered them for me and they have made me understand that it's not so bad after all. It was really great. I understood it more. And if you want a good experience you got to need to go through with it. I have a good experience with them. I had a lot of things going on that I had to go to. It just took time. But the application process was easy.

We have real good results from Liberty Home. We put the house up for sale and we had a couple of quick offers then they backed off. Other people complained about our popcorn ceilings and few other little things so we decided maybe we ought to fix it up. There's a new tax thing that Trump was coming out of that they'd go up in price in a year or two. So we decided to go with this reverse mortgage, ask money for loan, fix the house up and put it back on the market in a year or two.
We talked with Liberty Home on the phone first and then when we decided to do it. They came in the house and they sent a notary to the house. The whole process was not very long. In about five weeks it was done. It took us about that long because we couldn't decide exactly what we wanted to do. They treated me real good and I would recommend them. They're a good company.

I had a positive experience with Liberty Home Equity Solutions. I didn't know much about reverse mortgages and I was looking at several lending providers and they were the ones who replied quickly and made the first call. They also sent me information right away and answered the questions that I had, so I ended up pursuing them. Their rate was also in the ballpark.
Greg was my rep and he was always there. Whenever anything came up, he called and talked to me. He made me understand everything and he did his best to answer my questions. He was really helpful and I felt comfortable with him. The whole process took three months but it went well. There was a lot of paperwork that has to be done. It was all mailing papers back and forth and going step by step. They then arranged for a person to bring the papers out, go through the whole thing page by page, and sign all the paperwork. Once the papers were signed, everything was a matter of days. Everything went the way according to what they said. This mortgage has helped me. I'm retired and I got every bit of saving I have into building my home. As I keep finding out about reverse mortgages and how they work, I'm satisfied. I would recommend Liberty.

When I had the money to purchase my home, which I paid in cash about four years ago, I knew that I would eventually probably have to do what I’m getting ready to do because this is my only retirement plan and I don’t want to work until I’m 80. So I'm taking the money from a reverse mortgage and invest it. I’ve spoken with a few other lenders and I can’t even get them to return call. But Randy from Liberty Home Equity Solutions called when he said he was going to call. He didn’t mess up and say "I’m sorry, I couldn’t get a hold of you." He called and he emailed me. Peggy was wonderful too. She answered all of my questions and whenever possible, she took my phone calls too. She always answered my emails as well.
While I thought we had everything done, I knew why I got behind. It's over the holiday so a lot of people were off. But when I needed them, Randy always told me he's going to be out of the office for a number of days. I just knew where they were. So I had no unreasonable expectation because they let me know in advance and that's important. The only problem I had was the underwriters asking me the same information about three times. It’s as if they have never ever been there before. And that is the one thing. It’s not the personnel that I spoke with. It was whatever the underwriting process was. It seems the people just didn’t want to have to look for something so they asked me to send it again.
Also, the closing cost was too high. $11,000 on an $80,000 loan. But I accepted it because of the service I got from Randy and Peggy. I was not going to mess with those other ones that never called me, treated me like I didn’t exist, and could never say my name properly. In addition, I use my phone as my recording device. When you’re counting someone’s content in their home after their house has suffered a fire, a flood, or a tornado, you have to go through every drawer and everything in that home. You can’t stop in the middle of doing that and have to shut down that recording and receive a phone call. So I would schedule it.
When I spoke with Randy and Peggy, we scheduled those calls. They were really good about that. We made a plan. We kept good with phone calls and the emails just went so naturally. It was all so pleasant because they really cared. And because I was still trying to do this without my abusive husband from knowing what I was doing, they really took the heart - my fear and panic - that a lot of people would not have. It's because I had to get him involved in the process that has to do with the HUD rules even though he’s never been on this property. It's mine long before I ever met him. Overall, working with Liberty Home Equity Solutions has impacted my life very positively. I already recommended them.

My wife passed away a few years ago. I was having a hard time keeping things together. My income dropped and I got behind on things. I talked to my two daughters and we talked about reverse mortgage and they said, "Dad I think it's best thing for you to do." So then I contacted Liberty and then went on from there. I worked with about six different people and we do one step and then it would proceed on to the next step. And then we do that one and on up to the next step until finally, got to the last one. That's when I got, "Man come here and sign all the papers."
They were only made to do to help keep the loan going forward. They would tell me what I needed to do. I would do it and then everything just proceeded the way I say it. There were a lot of things to get together but it all turned out good. Everybody was great to work with and treated me nice. I knew if I needed any kind of question and answer all I had to do is contact them. It was a good process from beginning to end. I had more contact Richard than any of them and he was a good person to work with. He was really cordial and understanding and treated me real nice. I liked him.
I'm 82 years old and I don't need a lot of stress and strain. And having that bills to pay was one thing. If I got behind on them that bothered me. Getting this reverse mortgage took a load off of my shoulders. I'm able to sleep at night now and I wake up feeling good. I don't have those things burying on my mind. I don't feel like the same person. Everything was taken care of. I'm in good shape and I appreciate what Liberty did for me.

After looking at all my options, Liberty looked like they were the best for me. I didn't want to do it online, and so they had an agent who worked directly with me. I contacted the agent and we had a couple of conversations. She came out, laid everything out, gave me preliminary numbers and explained the whole process. I was happy with the process so I told her that I was going through with it. She then collected all the information that was needed. She was really good and she did most of the work. I was in close contact with her throughout the whole process. She would interface with the home office and when they'd ask for something, we'd figure it out and I would go find it.
The agent also knew what she was talking about. She managed to take care of all my issues and helped me sort out some questions that I had. If she didn't know the answer, she would tell me and she would go and find it out. So I got more and more comfortable working with her. The entire process took three months, which included a two-week delay since I didn't have some of the requirements they were asking for and I had to wait for them to get mailed. I wish their home office was a little more open, but Liberty was fine to work with. Go for them.

I had a large amount of equity and I don't have anyone to leave my house to, so I plan to live in it until I have to crawl out. I looked around for reverse mortgage rates and came across Liberty Home Equity Solutions. I liked the guy who was selling it here locally so I went with them. In the beginning, we had initial discussions and I filled out some forms. From that point on, the process went smoothly except for the fact that it took five months to finish closing it. The application process was easy enough, but their responses could be a lot faster. I would also like to see some of the forms or paperwork combined. I know they need to fill out things individually with all kinds of outputs but I still wound up having to enter a lot of duplicate data.
My rep was very nice and he answered all of my questions patiently. He got together with me and explained everything in good and realistic detail. Everything he told me was also backed up by paperwork I got or looked up online. I also liked that he did not try to build up the strengths too much or downplay the weaknesses. Liberty sent me long detail forms that were very tough to figure out and I frequently have to go to him to get the answers. He did most of the work and I really liked him. But there was one thing that wasn’t clear that the loan officer hadn’t announced ahead of time and came as a little bit of surprise. I had a plan to pay off the closing cost so I did not get charged for interest but he told me that if I did that, it would immediately close out the whole loan. I really couldn’t find a reference to that and I had to take his word for it. Other than that, i would tell others to go for a reverse mortgage with Liberty. It's a worthwhile thing to have.

We tried to get a personal loan but we couldn’t get one. So we had the equity in the house as our house was paid in full. Then, the day we came back after the loan was turned down, I went on to the computer and Liberty was the first one that came up. From some of the reviews we read, nobody had a problem with them so we called them up and spoke to a gentleman. Our loan officer’s name was Randy. He did a brief interview then he sent us up some paperwork that needed to be signed which explained everything. Anytime we had a question or concern, he was right there to answer it or called us right back within an hour. He kept us up to date with what was going on and made us feel very at ease in doing the process.
I received really good guidance from Liberty. We selected the HUD out of several that were there and we had an interview for that over the phone. The rep asked me what we wanted and we told her. Then, we dealt with two other girls in their office. One was in charge of the mortgage while the other one was like Randy and who followed through with it. Liberty had excellent rates and terms on the reverse mortgage I got. Once everything went through, we had a little glitch because we sent all of our paperwork in and the house was in my name and my husband’s. Liberty needed a death certificate from my mother and my brother as they were in the house originally. So we sent them copies of their death certificates.
The application process went quickly when I gave them everything they wanted. It was very easy and it took about six weeks. We closed in January when we were supposed to close until sometime in February. Also, it was the most personable loan that we’ve ever gotten. Everything worked out really good. Liberty even sent envelopes if they needed the paperwork. They sent them via FedEx so we didn’t have to do anything. Working with Liberty helped us get back on track again and it took a big burden off of us. As long as you comply with what they were asking for, it would be a very smooth journey to get your loan with Liberty.

I had some things come up that I needed help with and my option was to get a reverse mortgage. I got one from Liberty Home Equity Solutions since I was more interested in them and they had a better deal that the two other lenders I talked to. The application and underwriting process took three months. At the start, I had to meet several qualifications, such as proving that our house was insured and that my taxes and insurance have been paid. But the process was easy and if I had any questions, they were open and receptive, and took the time to answer. I also got thorough answers from them.
I had two reps, the first one they got rid of because they downsized. The second one was just as helpful as the first one. I was comfortable with him and I never had a problem talking to him. I like his willingness to put up with the questions I assumed were stupid. He never put me down and that impressed me the most. I just started reading into their terms and rates and I'm going to have to study it more. But they were able to explain that to me. I also did a counseling session with them, which was informative and enlightening. I have felt more relaxed since I started working with Liberty and I wouldn't be afraid to tell everybody to check them out.

Everything went smoothly with Liberty Home Equity Solutions. I went with them as I was running out of my nest egg given the responsibilities that I have to other people, and because of the fact that I hope to live another 15 years. I'm going to be 85. There was a lot of paperwork I needed that was slow coming but I eventually got it all together. And once it was done, other people did the work.They let me know everything that was going to be needed ahead of time. The loan officer had attention to detail and patience. I'm not an easy person to get along with when it comes to getting me to do things.
However, had I been able to get everything together sooner, I could have beaten the deadline and the terms would have been a little better, but it doesn't matter much. I plan to take some money out just for home improvement. It'd be a long time before I need any of it for living expenses to help support my dependents. It all went very easily at my slow pace, and it is done and I am very satisfied.

The value of my house went way up so I refinanced with Liberty Home Equity Solutions since I already have Liberty for my first reverse mortgage. My good friend who was an agent recommended them. An agent here in California, Chris, called me last September and said, "Rates were going to change October 2nd," but in fact, they've been extended; and asked if I wanted to refinance. At that time, I said, "No." But then, I got so many calls from different companies saying that the value of my property had gone up. So, I finally called Chris back and said that I wanted to refinance.
We made the deadline before October 2nd and then, it took three months to process, which was what I thought would happen because they had to send out somebody to do an appraisal. The loan officer was great. He answered all of my questions and did everything that I asked. The guidance I got was very good. They were very clear about everything and made sure that I understood it, which I did. I wanted a safety net if I ever needed the money since I didn't want to sell my home and I got exactly what I needed. I had a good experience and I would certainly recommend them.

I wanted to get rid of a house payment so I chose a reverse mortgage. I had a couple of companies that I was working with, but Liberty seemed like it was actually running with the ball that I want to do. The others were a little slower to react. The underwriting process was pretty trouble-free. I didn't have any problems with it. It was a cumbersome thing if you know the Hub Regulations and all that kind of stuff since you have to go through a class training for debt. But it wasn't that bad. Liberty could speed the lending process up but I don't think they can do that. They have to have the appraisers and the engineers check the foundation and all that.
I worked with a couple of lending officers and they were both accommodating. Anytime I had a question, they answered it or tried to. And they stayed on top of it and kept me informed about what was going on. He was easy to deal with and didn't avoid any questions. They were good and I'd give them both high marks. Also, they were honest and they were doing what they're supposed to do.
Liberty gave me a lot of paperwork, numbers and projections. And they were good about showing me what happens with the reverse mortgage and all the information associated with it. The rates are fine but I thought it was expensive to do. But they did have a lot of stuff in like with the mortgage insurance and that's a federal thing. And so, there wasn't really a whole lot Liberty could do anything about that. Overall, Liberty achieved the goal of getting a reverse mortgage done. They did a good job at that. I am happy.

I need funds to stay home. Someone had told me about Liberty Home Equity Solutions and I got in touch with them. They required all my paperwork and information for security. Eric, the man who worked with me, was really good. He gave me a lot of information, guided me through everything step by step and told me what was going to happen in different stages. Anytime that I called him with a question he didn't know the answer for, he would refer me to somebody who did. He was also really calm, took his time and he cared about the situation I was going through. Anything that I needed or whatever, he noted it out to me. He also kept calling and made sure that I was satisfied with what he was doing.
On the other hand, the notary came out and she had me sign all the papers, but she called me back and told me that I had to do it all over again because they said that they won't approve my signature. They said that I spelled my name just like the doctors write their signature and they couldn't read out the letters. They wanted me to write my signature out and sign up the whole way so, they made me redo it all over again. I disagreed with that and I didn't sign my name. The application process took a little while because I had to go back and forth. Those people gave me a lot of problems and I got frustrated, but Eric kept me calm and told me not to worry about it and he'd take care of it. I would prefer him than anybody and I would give other people his number.

The loan officer from Liberty, Felicia, had been responsive. If I send her an email with some questions, she answered very quickly. I ended up on a reverse mortgage since it was the easiest thing to do. And then the counselor that I went to see for the counseling session made the best proposal, so I selected to go with her. However, it hit me as a surprise when they held back about $100,000 for taxes and home insurance and that nobody pointed out that they could do that. The counselor didn't tell me about it and nobody did until basically a few days before the closing. At that point it was too late to say no and start all over.
Not being totally informed is what I don't like to be. I like to know what's coming and that I can make the best decision. The way it works out is okay. I wanted to do a lot of overhaul on the house and invested all that money in the house, which is quite a bit less than what I had intended. So in some way Liberty has put some limits on me that I didn’t expect. A reverse mortgage was the best option.

We went through all the pluses and minuses of the different types of mortgages and we felt that a reverse mortgage seemed to fit best with our situation. Whenever we had a question about it Liberty was very quick in response and helpful. They went out of their way to get the answer if they didn’t know it. The process took four months from start to finish and for me it could have been done quicker in this day and age. Although some of it was on my side since there was a lot of stuff in my title because I went through a divorce and different things. Still it took a long time. In addition the appraisal took a while to wait. Other than that I had a good experience and I would tell a friend to look them up if they're looking into reverse mortgage and see if they can help them.

I got an excellent information and treatment from Richard of Liberty. He was very professional in his demeanor and his replies. He was very efficient as well. He stayed with me throughout the process. I had some problems with my papers but he made sure everything was fine. He was in contact all the way through. I have recommended Liberty many times. I have a friend who has a reverse mortgage through Liberty. That was the first time I heard of reverse mortgage and how it worked. It seemed good, and I went for it. My loan officer, Cathy, was awesome. She would come over and talk us in. She took her time so I would know everything about it. My friend believed in her and I believed in him, so I believed in her.
My son and his wife were very apprehensive about it. They've heard so many negative stories. In fact, my daughter-in-law works at an insurance company. Some guy from a bank came and talked to my son about reverse mortgage and told him how bad it was and people were losing their homes. I told him that was from a guy who doesn't know anything about it and works for a bank. He doesn't want them to get a reverse mortgage. He wants them to go to the bank and get one from them. And Cathy was so good and sent them information because they were afraid that I was going to lose my home and everything. She put their minds at ease.

My great grandparents needed to get some money from the mortgage payment. When they decided to do a reverse mortgage, I put up a post on my LinkedIn seeing if there was any company that would recommend it and I was referred to an officer at Liberty Home Equity Solutions. The loan officer, Cathy, reached out to me right away. She explained the process really well, she was really thorough and she was amazing from beginning to end. Also, my great-grandmother is hard of hearing so, she has the CapTel system. Cathy was great in explaining and talking so that the system would cope with what she was saying.
We had a couple of hiccups, but it was all-hands-on-deck to get it done. Cathy was able to e-mail me and communicated with me directly. Everyone stayed in communication with everyone and we were always kept in the loop. Everyone was great, from their underwriters to the processors. They were always available and they worked after hours, sometimes on weekends. They explained everything so well and they were great working especially with elderly people. Their teamwork was amazing and I would recommend them.

I went on the internet as I was interested in a reverse mortgage. Once people knew I wanted one, I got phone calls and my attorney kept pushing for her friend. Liberty called me and I really liked their representative, Eric. He was outstanding and a straight shooter. Some of the others who expressed an interest didn’t even call back, but Eric did. My daughter had just passed away and of all the people that wanted my business, Eric was the only one who said, “I really am sorry about the loss of your daughter.” He was more than a loan person. He became my trusted adviser.
When my daughter died, I had no one to leave my farm to. Some people said not to do a reverse mortgage as it was a bad deal. I asked Eric about that and he gave it to me straight, and I felt confident enough. People ask me all the time about my reverse mortgage experience. I told my attorney about it and she is now a fan of Liberty. I'd tell anyone who asks that they should call Liberty and to deal with Eric. If you deal with him, you will not get screwed. I even sent a letter to the president of Liberty who called me and said, “I really appreciated the letter and yes, Eric’s a good guy.”

My agent, Nancy, was extremely nice. She made everything run okay. She was really smart and knew all the details. She kept in touch and kept me informed as well. She was there at the beginning and at the end. She kept an eye on things. So, I was confident that way that it was in her hands. She was fantastic, but Liberty took a long, long time. The process took over three months, and I was kind of surprised about that. But the agents were fine. They were educated and knew their stuff. They were really on the ball and were professional. I'm pleased. They treated me well and it went fine at the end. I would tell a friend to give Liberty a look as like another option as opposed to standard loan from a bank. If I came across someone who is in a position like I was, I will recommend Liberty to him.

The amount of money I got in retirement wouldn't last and I was trying to lengthen it. The people at Liberty Home Equity Solutions were the first ones who gave me enough information to go on with a reverse mortgage. Another company I checked with didn’t act like they wanted to help, whereas the representative from Liberty did. Some of the information did not flow very good though. But I understood that he was in Atlanta, and we were dealing with an underwriter in California. There was a communication problem in trying to get information. There was a three-hour time difference. Also, a lot of the things could have been asked a long time ago, instead of saying, "I got to have it today."
We started in September and closed the loan in the latter part of December. Getting a reverse mortgage counselor took some time since there were some laws and rules that were changing. Also, there was a high demand on those counselors and you couldn't find one. It was a slower process after we got that done. A reverse mortgage may take slower to do than just a regular conventional mortgage. So I would tell a friend to be patient because it's going to take some time to do it. And even though some improvements can still be made, overall, we had a good experience. The end result was good.

There's an employee at Liberty named Laurie. Many other brokers called and talked with me, and she was the only one that answered my questions properly. Then we went on to confirm that all of our concerns were there and it turned out wonderful. I'm looking forward to seeing my first bill so that I can pay it down a little bit. I was looking for a reverse mortgage when I heard about Liberty Home through a friend. I talked to agents and realized that there's a difference between somebody who works for a company only who is actually an employee and a free agent. My husband's ex-wife did a reverse mortgage with this other lady who works for Liberty only and the fees were less. And so, I went with Liberty. I really liked the lady who was helping me. She had been doing Liberty Home for many years and knew it inside out. She took care of everything and made it really easy. She said that a jumbo loan would really rake us over the coals and so we decided not to go with that. She said we could make it with a regular HECM. She was really good and so I would recommend friends to go through the same agent.

I was working with another mortgage company and somehow Liberty's salesman got my name. He showed up and knocked on my door. The salesman was local. Moreover, Liberty was providing local services. Unfortunately, Liberty Loan closed the office here and they told the rep here that if I close within a certain period of time, he would get paid on my account. But, if it went beyond a certain point, he wouldn’t get paid. That put me in a box to have some work done before I had an appraiser come out.
They had me working on a timeframe. I could’ve waited and had some work done after the salesman’s date ran out. It wouldn’t have affected me at all, but it affected him. I was trying to be good to him, so I went ahead and had an appraisal when all the internal work in my house was done. That ended up costing me and I got a lower appraisal. The loan officer I worked with answered almost every question I asked. If he didn’t know the answer, he’d find it for me. This made me feel good. He works fairly hard on my behalf and he also helped me find people who would do some work on my home to get a better pricing.

We always had in mind to do reverse mortgage and we spoke to a gentleman from Liberty who helped us. He explained everything very well. He was always available when we had other questions and made it easy for us. We liked him a lot and the level of guidance we received helped us with our decision. After speaking with some folks, they recommended that a reverse mortgage might be a better route or the best route to take. Liberty Home Equity Solutions finally came through after a few months from the day of application. It took about three months. I have a clear title to the home and granted it. It wasn’t their fault but something kept popping up like a release perhaps that have been filed and more records from the IRS. It was a little frustrating after a while. Liberty Home Equity Solutions was prompt in sending me information as far as all the procedures and what they had to offer. That was why they came through really early and really quick.
The loan officer was very courteous and he called me quite often to advise me as to the procedures and what was going to happen and who would be taking care of the loan once he got done with the preliminary stages of the loan. Then, he explained that it would be passed to another agent. We were pretty much on a first name basis. He would call me sometimes up to two or three times a day. And if he didn’t call me, I would call him. Everything went well with Liberty Home and I’m happy. I’m satisfied with everything that took place and how I received the money. However, the payback option needed to be explained a little deeper or further. Everyone involved was very courteous and informative. They were ready to answer any questions that I had.

I wanted to change my cash flow situation by relieving the obligation to pay the mortgage payment. Liberty Home was the first reverse mortgage company to respond to my online queries. We got hacked in November and people took our money. We needed to pay for our bills and we decided to get a reverse mortgage. William from Liberty Home came personally to our house and explained things to us. We got approved a long time before, however, when we got to the solar panels, Liberty Home didn't seem to care that we have leased them instead of buying. So there was about at least a month before we got the word that our loan went through. I still don't understand why, unless it was somebody's idea that the solar panels were not part of the house if we didn't buy them outright.
That point was rather unpleasant but William was very knowledgeable and helpful during the whole time. He was the one who was able to get the loan processed properly and he was always there when I called him for some information. We also never had to go up in the office to do the business. He always came down here at our convenience. The way William conducted business was much more professional compared to another person who also wanted us to get a loan through them but wanted everything by email, and we don't have that capability. I enjoyed doing business with William and I would recommend him.

I’m a veteran and DAV and different sources have been recommending a reverse mortgage for a while and it clicked. I went online and found that Liberty was one of the top five companies to work with. And when I started talking to Cindy, the lady who helped me through the process, it seemed like I could trust her. With me having the level of experience that I have in business and communicating with people, interacting with Cindy turned into a partnership that I enjoyed because she allowed me to take over some of the parts that would be difficult for her like moving things along. She allowed me to be inclusive rather than having to sit on the sideline and wait for everything to happen. I was a part of the process.
I was comfortable with her. She repeated information that she thought that I needed to hear. It was almost like she had my back. I have post-traumatic stress and communicating with me sometimes might be slightly difficult because I may forget things. But when I dealt with Cindy and also another young lady who was helping, they went over things right in the middle of the conversation. They reminded me of certain things and they were a little bit more detailed. I would get Cindy on the phone and introduce her to my friends who will ask about Liberty.

I made a few credit mistakes and Liberty Home Equity Solutions was the best way to go. I only needed to go right to a call center, and they have several people do specific tasks. On the first interaction, the rep gave a general of everything. He was there to answer questions and be able to help. The second rep did one part of the loan process, and a third one did another part. Then that was the closer or the finisher. If I have questions and I couldn't get a hold of them, I could ask the person I talked to. And since they put themselves in my situation, there was going to be a price. That's the way it goes, and they're pretty upfront with the high cost of the loan. There was a major screw-up, so I put a credit freeze at Equifax. It was Equifax's fault but Liberty Home Equity Solutions handled it really well and the issue was quickly resolved. They know what they're doing and I would recommend them, but you need to do your own research.

My son had worked for Liberty Home Equity Solutions as an agent, and I worked with him and with another young lady named Katie. I knew pretty much about reverse mortgages before I decided to do that reverse mortgage and whatever questions I had, I would always bring it up to my son and he explained it to me that's why I felt that's what I wanted to do. However, communication with Liberty was not that great as far as trying to call to talk to them because I went through my counseling in July and it took them from July to October for me to close, which was sort of a long period of time. Nonetheless, I'd recommend them.

My house was bought clear and it did not have a mortgage on it. I didn't want to go completely into debt and worry about it. The reverse mortgage came in really good. If anything should happen to me, my niece would be able to handle the situation and it would be easier for her. The rep from Liberty Home Equity Solutions was really good. He explained everything to me, told me what all I could do and what I couldn't do. I understood everything. They also kept in touch with me and they treated me really good. Go with Liberty. I was interested in a home loan, so I went online. There was a list and Liberty was on it. They're the first one I called. I got to know their representative and he was a really nice guy. Every time I had any questions or a problem with something, he was on it. I got the notes that day or the next. They also sent a counselor here and we went over 120 pages of information. She answered all my questions and she asked a few as well. The appraiser that they sent over here was a nice guy. He seemed to know what he was doing and I was in the construction business myself for 40 years. I know how Liberty works and I know they're a good thing. My mother had a reverse mortgage and they did wonderful things for her. My reverse mortgage was much smaller than hers that I plan on living on this money and my social security retirement for as long as I cannot spend money. Liberty was great.

I’m 77 years old and I had had my own business for 35 years that I had to close last year. It was a retail gift store and after I closed my shop, I couldn't live on what I got on my social security. I drive a ’09 car and if a big bill came during a month, it was a real struggle for me. I paid off my house and I thought I was sitting on my savings and couldn’t touch it. So I proceeded with a reverse mortgage to have a safety net available.
A friend of mine had gone through Liberty Home Equity Solutions for her reverse mortgage and she had a very good experience. She was happy with her loan officer, Gary. So, I let her do all the footwork, took advantage of it, and dealt straight with Gary. He was excellent, very knowledgeable, very calm and wonderful about explaining everything. He was also honest and had my best interest at heart. When you’re ignorant about those things, you have to trust who you’re working with to do the right thing by you and I felt like he did. He was also eager to call and answer any of my questions. I scanned and mailed to him some paperwork but it didn’t have Liberty Mutual, their parent company, on it, and he immediately answered me back. He was always quick to answer any email or call that I had and I would recommend him to anybody.
The process took almost three months which is long and took longer than I had anticipated since mortgages for houses normally don’t take three months. But they were overloaded with people trying to get in under the wires because of a change in January the first. Also, they didn’t respond in a timely manner on some issues. But the mortgage got done and I’m happy in going down the road with it.

Liberty Home Equity Solutions had a loan consultant right here locally. The rep was very professional and he came out to the house, and we filled out the application. I knew a lot about reverse mortgages before. You have to take a mandatory class, explaining what your options are. I passed on to Liberty Home Equity Solutions that the taxes had already been paid by my mortgage company and that I already paid for the counseling. But instead of checking that out, they just charged those again, and now I'm waiting for a refund from both of those.

I was researching reverse mortgages and Liberty, along with some others, popped up. My mortgage was paid off and I’m sitting on a ton of equity. In addition, I have no arrears. I wanted to be able to pull the equity out of my house so I can enhance my living. I was sitting on the fence so I requested a quote to see what it would entail and what kind of information would be provided. However, the gal from Liberty called me and told me about the government's new set of regulations and rules that came in at the end of September. She told me that it was coming up in a couple of weeks and that I may want to try to get another deadline. I did so, once I learned about the changes.
She was great, very professional, prompt, courteous and helpful. She answered all my questions and if she couldn’t, she would research it and get back to me. Anytime I needed to reach her, I could. If we set up conference calls, she was more than willing to do that. I had an excellent experience working with her. With them, everything was very easy to deal with. I was a little bit apprehensive about dealing with somebody who was distant as I had some people here in town that do reverse mortgages. However, everything was overnight. I can e-mail things for signatures. They sent a notary over for me to sign off and they made it just as easy as dealing with somebody local.

For my age, a reverse mortgage works best to have extra cash for retirement. Liberty Home Equity Solutions was rated in the top ten reverse mortgage providers. They called me and I liked the person that I was dealing with. Eric, the loan officer, walked me through the whole process for all of the six weeks that it took and he pointed out every little thing as we went. He's been with the company for four years and was very experienced and professional. He also kept his contact with me. I just received my first statement and he said he would call me before the end of the month to go over it and make sure that I understood it.

We refinanced and got paid off using Liberty Home Equity Solutions. It happened several years ago and we are covered. We got it renewed because there was going to be a 20% reduction in what FHA would allow so we got an appraisal and an increase in value and able to increase our monthly payments. Our loan officer Nelda was excellent and awesome. She was on top of everything and was easy to get a hold of and kept us updated on what was going on. We felt confident and that we were in good hands through the process. I have no complaints with Liberty. If you’re looking for a reverse mortgage, that’s a good way to go.

I went to another broker and it was bad from the get-go. Then, I went to another friend who had experience with someone else and she said that her parents used different guys. I went with Liberty just from the word of mouth. I’m 65 and I’m eligible to do a reverse mortgage. Everything with Liberty's loan officer was fine and open. When I had a question, I call Patrick who is the initial broker that I spoke with and he knew exactly what we needed to know. He also answered every question I had. I was perfectly happy. I told my friends that I got a reverse mortgage and other people have asked me and I told them to go to Liberty Home Equity.

We originally took out a reverse mortgage with AAG, and we were getting such a razzmatazz. I reached out on the internet, and randomly selected Liberty. I got a hold of a representative there by the name of Michael. He was delightful to work with. He was very thorough. And unlike mortgage companies for the most part, he was exceptional in getting back with any questions or any service. So, I would highly recommend him. He and I stayed in touch. Then Liberty announced that they and the reverse mortgage market had changed, and then we took out a new loan with Liberty. A reverse mortgage is a good product if the numbers work out and the age. Our ages are right, so it worked out.

I had talked to somebody else and had started through the process several months prior, but I was very unhappy with them. I had gotten some information on a reverse mortgage and clicked on it, and Liberty Home Equity Solutions called me. I'm the right age and I qualified. I love my house but the monthly payment was a little high for me after I retired. It was either I stay in my house or sell it, downsize, and move to something else. Liberty Home is going to let me stay in my house because now I can afford it. The reps were much more helpful and the guidance that I received from them was excellent. The whole process went very quickly, but had I not been unsure, they would have had it done in six weeks. This was a whole different experience and I was very satisfied with them. I would definitely recommend Liberty Home Equity Solutions and Richard, the person that assisted me. He was in the Liberty Mutual office that I dealt with, which was in California.

Reverse mortgage was the only product that I was interested in and I went ahead with Liberty. The only problem I had was that the process got drawn out. I worked as a bank manager and I used to be a mortgage loan originator so I’m very familiar with financing. I realize that things have changed because of the real estate mortgage collapse back in 2008-2009 but Liberty seemed to be overly cautious. Somebody that had the background wouldn’t even bother with the questions they were asking and that ruined the process because I had to explain stuff that didn’t make any sense to me at all. They could cut down the length of the process.
Their guidance was spot on though. They were in touch and kept us informed. They talked about what the process was, what they were doing, what they had to do on their end, and what I had to do on my end. They handled that very well. But we all think our house is worth more than what the appraisal came out to be. Eventually the decision ended in not taking the loan out because there was some doubt especially on my part about once the appraisal came in. Despite that, I would tell others to talk to Liberty and see what the company has to offer. Liberty could be one of their choices.

I wanted to stop making monthly payments. I went to my credit union to get a reverse mortgage and they told me they didn't do it and they referred me to Liberty Home Equity Solutions. I also called LendingTree but among the different people that had called me I liked Dan from Liberty Home. He was honest and that's what I was looking for. It's a marketing game out there and I understand marketing very well. And everybody was giving me the marketing bit. Dan gave me the marketing bit but was also also very straightforward. Everything was very smooth. The process took around three weeks from when we got together. It was a great experience.

There was something about the counseling I initially had with the Liberty Home Equity Solutions representative, Ron, that I just felt comfortable with. Ron sent me the number to get my inspection. I didn’t pass last time. I called him up about a year early so he had me call him back when we were qualified and that was October, when my wife was going to be six-month window of being 66. He’s worked with us all the way and answered every phone call and question I’ve ever given him. He also walked me through it. Every time I called him and he wasn’t in he called me back. He resolved every problem and we have a closed reverse mortgage now.
Long before we put in for it he said depending on what the equity was, would depend how much money I had to come up. We were targeting $250,000. It was all based on the appraisal of the house and in September I opened up the paper and it said that the rules would change in October 2nd. I called him up September 3rd. He got right on the ball and we were grandfathered in and certified with HUD by September 30th. He made it all possible.
I needed time to work on the house, and once we qualified and got a certification they had called up for somebody to come and appraise it. And I called Ron up and I said, “I really need more time to work on this.” He gave me all the time I needed. Because I repainted the outside of the house and did some fixing inside the house he put no pressure on me to get it done. The appraisal came in at $250,000. There was a deal where I didn’t realize my deck was part of the appraisal and it was peeling so he got me lower finance charges to hold back $800 so I'm going to get the deck fixed - which I’ve done and then I called him up the other day. I wanted to know about the inspectors. He emailed be back the number to get a hold of and an identification number to give them. So within 3 to 5 days I’ll get the inspection on my deck and get the funds released.

I had been thinking about a reverse mortgage and a call from Liberty kept coming through but I kept ignoring it. When I finally picked up the phone, it was happenstance that I did because it was Liberty talking about reverse mortgages. I was in a position where I needed to do something or I would have ended up having to sell my home and I felt like I was guided in the right direction. I was very lucky and I'm glad I listened. Now, I don't have to worry about a mortgage payment.
I knew Liberty Mutual was a good company and ultimately, I started talking to Donnell. I felt like it was a good match and he was very patient and knowledgeable. He was understanding when I would get frustrated or concerned about something and he would listen carefully. He never seemed to be in a hurry like he had any other clients, which I knew he did. During the process, the government changed their requirement so they also had to push a lot of loans through at that time. In fact, that was one point when he was really good.
I had told him I was going through a medical thing, which is still ongoing, and I wanted a break from doing anything. He said it was fine but a little while later, he got back to me and said the government was changing their minds on what the requirements are and I wouldn't fit into the mold if we didn't get the application in by whatever the date was. He said it was important that I knew that. He was good about communicating even when I said I didn't really want to continue and I appreciated that. I would have felt badly if the time had passed and I had not been able to do that. That was probably part of his job but it felt like it was something he would do anyway. He was the kind of person who would look out for you. He kept in touch with me and treated me like a human being, not just an account. It worked out to be a good experience for me.
The woman who came out for the appraisal was very knowledgeable and friendly. In the course of our conversation, she mentioned she'd been doing it for 20-some odd years. She was quick and knew what she needed to do. She came in and did her job without wasting a lot of time. She was also from the area so she was knowledgeable about what the prices were around here, so I had confidence in that.
There were a lot of things involved to get all the ends tied up and coordinate with what the requirements were from HUD. We had a good four months and that was reasonable time especially with the crunch that the company was put under because of the government's change in their requirements. I imagine they had a lot more people to deal with than they normally would. The process began in August and the payoff on the loan was December 12. But because the payoff figure is always further out than they expect to actually have the paperwork signed, I'm still waiting for a check from the bank for the final payoff on the loan. Other than that, I definitely would recommend Liberty and Donnell.

We have a lot of medical bills, and it would be nice to pay them with the mortgage and have money in the bank. So, we went online looking for reverse mortgages and Liberty came up along with two other companies. We went with Liberty finding the initial guy to be professional, and then it turns out, we never dealt with him again. And although we’ve now closed on the mortgage, I almost went to another company several times. The Liberty people were all very nice but there are a lot of levels of bureaucracy. The first person we called was Alex and we gave him all the information. He checked credit reports and there were a couple of things that needed an explanation, and we thought that was it. Then we got a call from somebody else who wants the same information, goes through the same stuff and sending duplicate mortgage. Then we got a call from a third person, Felicia, who’s very good, however, she wanted the same thing.
Also, there were a lot of ridiculous things I had to write. For instance, my mortgage payment went down from last year. We get our social security checks on the fourth Wednesday and that’s when I pay my mortgage. Sometimes, it was a week or a few days early, and so, over the course of the year, the following year, the mortgage payment becomes a little bit less. I had them write a letter of explanation by an underwriter wanting to know why it went down, and if these were late charges. This process went on forever. And then, we had the evaluation and it came in good. Fortunately for us, they found mold in the basement, which we didn’t know was there. So, we asked Lorraine to clean up and to be paid on the closing date. But then, even as the mold company said he’s never had so much trouble because of the wording. They were going to be paid at closing, and they had to be worded a certain way.
I have sent the mortgage statements and homeowner policy proof three times. I had put a hold on the credit agencies because Liberty was hacked, and I did that after they got the initial credit report. Now, because the process took long, they needed another credit report, even though it was only a couple of weeks later. I had to take the stop off so they could view it. We could have closed within 30 days with other companies. Liberty originally said it would take 60 to 90 days, which wasn’t an issue, but the redundancy is. Also, it seemed to me that it was obsessive dealing with not just one person from the beginning. And nobody told me they needed a license with a picture on it. I misplaced my current license and I had the one that expired on September. They wouldn’t take that one, even though it had my picture on it. I had to go to Motor Vehicle and fax it to them; all kinds of ridiculous little stuff, that was annoying.
Never having gone with the process before, I never expected all of this. And then in the middle of it, I got a call from some strange guy that I could hardly understand. He wanted me on the phone with my bank. Nobody told me this guy was going to call so I assumed this was a scam and a fraudulent call. Fortunately, the bank refused to talk to them. Then I found out that that was real. Liberty could have been more informative. Overall, it was stressful having to wait all that time, and not knowing if it was going to go through, and that did not make me too happy. Though I’m satisfied with the amount of money, the process was too long.

I had some bad situations with AAG and another company, and then I stumbled into Liberty. The process took a long time. This particular loan is probably the longest one that James, Barbara and another Liberty agent did in the years that they’ve been on. This took almost three and a half months. And they didn’t do anything wrong. My prior mortgage companies wouldn’t work with the Liberty people, so they never got paperwork and enough time to do anything. They requested payout from one company and it took almost two months to be delivered. I’m still waiting on a piece of documentation that was sent to them. Other than that, everybody I talked to had patience. I had a lot of questions and they needed a lot of information, and I had to stop in my tracks to give them information. But it turned out good. If anyone were to talk about reverse mortgage, I would give them Liberty’s phone numbers.

I had good experience with Liberty Home Equity Solutions and everything was fine. I talked to two other companies but Liberty explained the best. The loan officer that I got, Marty, was excellent at his job. He knew every aspect of how to explain reverse mortgage to me. If he didn't know certain information, he made sure he got it for me so I can't complain there. And the good part was that he lives in Pennsylvania and I was able to see him to firmly explain everything. The other good part was that they came here for the settlement. A reverse mortgage is not for everybody and I went this way because it came to the point where this was the only way I should go. Especially at my age, even with any other type of options, I wouldn't want a loan like that but this is what I had to do. A reverse mortgage was the best way to go because then I won't have any mortgage to pay.
I could have done it with other funds because I have very excellent credit but I had no choice. I got the guidance mostly from Marty. He was upfront with everything and honest. He was the one that did all the work. Liberty was a little slow on the foot and they could be a little swifter. It was very annoying and very frustrating because I started out sometime in September but I didn't get the loan until December. They should have been a little faster in researching of why certain things weren't taken off the record and I had to wait. They would pass the buck to someone else to do this research so they can get it done.
I would tell others to make sure everything is explained well to them no matter who it is, although I would refer them to the loan officer that I had. They should not rush it to a point where you want to get the money and not know much how it's going to come out and make sure that your family knows how to handle it if something happens to you, to let them know how it's going to go about.

I figured I'd get something out of the house since I didn't have anyone to leave it to. Everybody from Liberty that I talked to was helpful and answered all my questions. They told me what I needed to know as well as what to do and how to go about it. They also told me exactly what we’re not getting. Moreover, they did everything fast and everything turned out alright.

I’m 62 and I was out on a medical leave. I didn’t know if I was going to be able to return to work and if I had to pull out Social Security early, and if I would need some more money than just that to get by off. Liberty Home Equity Solutions seems a legit company and I went with a reverse mortgage because my house was paid for. I was trying to educate myself and I'm still in the sense of understanding it all. Also, I still have some reservations about it like if I sell the house. But Laurie, the rep from Liberty, was very knowledgeable and helpful, and she said that she would help me with something when I get to that point. She was trying to get me to do it on a monthly thing, versus leaving it in the “line of credit” thing. But it gains interest whether I turn it on or not and I'm really able to get more money in the long run out of it.

Back in the summer, I went on the internet and investigated different companies. Choosing a reverse mortgage made the most sense for me. The loan officer from Liberty always responded anytime I wrote or called. In addition, he never forgot about me and kept up with things. He was very knowledgeable and experienced. Liberty took a no-pressure approach, which is the only way for me to deal with things. Also, if I had questions, they were answered.

I helped Suzzane get a reverse mortgage. She’s living on retirement income and needed the money to live and get out from her mortgage payment. I called a banker friend and he gave us the contact information of Mary, the loan officer of Liberty Home Equity Solutions. She was absolutely wonderful. In the initial meeting, she went through everything. Suzanne had a folder with a lot of the paperwork that Mary needed, so Mary took it right then and there and she went to a coffee shop that was just around the corner, and she copied everything that she knew she was going to need. She was right on the ball. She was so meticulous because she didn’t want to make a mistake. She has a nice personality too. She said that with all the paperwork in, we can get the process finished before Christmas and that is what happened.
At first, Suzzane was going to try a leaser but she couldn’t do that because there was a very large amount that she would have had to pay, and she didn’t have the money so she went with the conventional as that was the one she was able to qualify for. The only thing that we had regretted was that as of October 2nd, it had changed the rules. If we had done this before October 2nd, it would have come out a little bit better.

My experience with Liberty was positive. I started on a reverse mortgage quest last year and investigated some reverse mortgage companies. I got some letters through the mail from Liberty and other lenders as well, then it was a process of elimination. I went with a reverse mortgage since I didn't want to get any more debt. I'm almost 80 years old and my wife is two years behind, so I didn't want to burden her with anything. I had a term life insurance policy to cover this home equity loan that we had many years ago. But, getting a reverse mortgage did away a lot of bills and gave us more cash to use in our following years.
I liked Liberty's terms and the gentleman that I dealt with, Thomas, kept up with me and stayed in contact. It was a long drawn out process and it wasn't quite as easy as I thought it was going to be, but at the end, it turned out okay. Their guidance was good. I had most of the answers to some questions and I've been happy with all the information and help. It worked out well for us and I was satisfied with their process, handling and outcome.

We didn’t want to make payments anymore so we did a reverse mortgage. We were working with Liberty and another company, but I liked the people at Liberty. They were nice and easy to work with. They went over everything and explained everything. If we had any glitch or anything, they took care of it right away. Liberty is a good company and I was happy with them.

I looked up reverse mortgages on the internet and Liberty Home Equity Solutions popped up together with a few others. I'm 69 years old and I owned my house outright, and my retirement fund was dwindling. I chose a reverse mortgage because I had no other options and I didn't want to get a loan that I had to make a payment on every month.
My Liberty loan officer, Frank, came to my home. He is 80-some years old and a retired banker. He was very nice and informative. He sat down with me for a good couple of hours and went over every complete single detail of what was involved. I had good guidance and he was absolutely wonderful. He guided me through the whole thing. He brought the person where I had to sign the papers for closing and I didn't have to go anywhere. He came to me every time. I scanned things for him and sent it to them or emailed them, then talked on the phone with them several times. He would call me to check up on me, which was really nice. He's a total pro.
There are a few things that I still don’t like about a reversed mortgage but I didn't have any choice. The closing costs are absolutely outrageous. I also don't like the idea that the government is involved. And even though I stay in my house, I still don't feel it's my house anymore. I can live here until I die or can't take care of myself anymore but it's their house. But that's not Liberty's fault. It's the way the rules are. It was a great experience with Liberty and I would recommend them especially if they have someone like Frank.

I'm retired and I don't want to take on a mortgage. My house was paid for and when we moved here, we have enough equity in our California house to pay for it and pay off our credit cards, but I'm broke all the time. So, I got some advice from different people regarding our home and I thought that a reverse mortgage would be good for me. I talked to my kids and they told me to do so. I went ahead with it and I'm very pleased so far. Liberty Home was the first one to call me back and they were very interested and pleasant. Ron was our loan officer in Sacramento and he was a really good guy. He knows the product and seemed to be on my side. He wasn't just trying to sell something. And I had a lot of confidence in him. He laid down all the facts, the pros, and the cons, and it seemed to fit. Liberty Home worked very hard and did everything they said they were going to and it worked out really well.

My wife and I contracted for the purchase of a new home to be built. I wanted to find out what was available for funding of a new home after purchasing. Patrick from Liberty Home Equity Solutions was very helpful in that regard and he stayed in touch with us for the many months that followed. He was very informed, cordial, helpful and pleasant.
On the other hand, there was a problem with the regulations. The regulation says that I cannot even start the application process until the certificate of occupancy has been issued. The certificate of occupancy is generally issued by the municipality or county which the home is located, and that is not issued until the home has been established to be habitable. I got to sit for six to eight weeks while the home is completed and ready to occupy and the purchaser is ready to close, but I can’t start the process until the CO is issued. So, in our case, we needed to close on a cash purchase of the home, and then start the Hingham process at that point, which took us 45 days.
In addition, my wife and I had three banks that we bank with. At the time of application, we had sold our prior home and money’s in the bank, waiting to close on the purchase of a new home. Liberty asked for all the pages of the bank statements so, we showed the bank statements that are pertinent. Page 1 contains the summary of events and on page 2, it might show the in and out of funds. Pages 3 to 6 are boilerplate disclosures that contain no substance. I threw them away but Liberty wanted all the pages and pestered me with those kinds of things. My money in the bank has nothing to do with whether or not I’m qualified for Hingham. They need to know the value, that I have enough funds to pay for maintenance, and taxes and insurance. They can clearly see that I’ve got more than enough to do that.
We closed on a transaction Friday before Christmas, which was on 22nd, and since that closing, I have received no formal communication from Liberty as to how much funds are available and how they’re accessed. I got an email from the loan processor that it would take upwards to three weeks before the loan would be funded. Normally, funds are available at the time of closing. Right now, I don’t know when the funds are going to be available, how much the funds are going to be, and how you access that from time to time. I was told in that email that we would receive a welcome package that would take about three weeks or so, but to this date, I have not received that.
Lastly, I was told also that there was not online accounting where I could go online periodically to see what’s my balance, how much I owe, how much the interest is, and what funds remain available. I can open up an account at FirstBank today, and by the end of the week, I should be able to access my account online and see what my deposits were, and what we did back on Thursday.

AIG seemed to be misleading so we went with Liberty instead. Their loan officers were good and I liked both of them. We needed cash and I mistakenly believed that I could get some actual cash out of the reverse mortgage. The appraiser, however, lowballed it. The comparison was between my big Victorian and three stick houses that happened to be the last that was sold in my area. My $140,000 home was appraised at $121,000, so all I ended up with was $3,000 and my taxes paid.
I started working with them in July and the process took a long time. Moreover, there were problems with their accounting department that figured out what my taxes would be -- it was terrible. I had a 27% reduction in my real estate taxes and even when the town provided the data on it, they could not figure it out. The town assessor finally got on the phone with them and told them that my numbers are correct. A bill from some inspectors that Liberty is supposed to pay came to me. I was told the inspectors were paid and no one indicated that they were not. Moreover, they were paid a lot -- $806. Now, they want $200+ more, but I am not paying it.
They need to get an expert opinion from a realtor before we begin. The FHA has some cockamamie unfair rules wherein if a brick wasn't sold within the last six months, it will get screwed in the appraisal, which is insane, inaccurate, and very unfair! The result is I have to take out a regular mortgage to raise the cash that I need. Fortunately, I have another house to do it on. But I didn't want to involve the other house. Now, I need to start a mortgage process with somebody. Since my credit isn't really good, I have to go to a Veterans. The process was inconvenient.

My husband’s financial adviser told us about Liberty Home Equity Solutions and a reverse mortgage was the easiest and best for us at the time. We looked at two or three other providers and we found Liberty had the best rate and service. Our interactions with the loan officer were over the phone and email, and they were fine. When my husband would call for questions, they would get back to us in a timely manner. We received good guidance from them. We had to take a class so they had an hour and a half with someone who took us through the process and the different options, and how we could use it. That was a good learning session. We have a second mortgage and quite a bit of equity in our home. We opted to have a reverse mortgage and it got us to all the things we wanted from the mortgage. The Liberty loan officer we dealt with was very experienced at second mortgage business. He was helpful, very nice and informed. We had all good experiences with him. Liberty has a very good product and a reverse mortgage is a good thing to do if there’s equity in your home. We have recommended them to a friend.

Liberty is controlled by government regulations in regards to documentation. With that, it was no better or worse than anybody else that I’ve dealt with over the years. John, our loan officer, was very professional and positive. Last year we had some issues, so we tried it again this year and everything fell into place.

My sister wanted to enjoy the equity that she has here in the house. We knew the pros and cons, as well as compound interests and all those bad things, but on the other hand, she wanted to enjoy. We had an existing line of credit with TD Bank, which was based on interest only and then we have a $300,000 line of credit that was based on the fed rate. We knew for sure that the rates were going to go up. So, that was a big saving. We were paying almost $1,000 a month on the line of credit just on the interest alone and so we got rid of that. That was a big chunk of her cash flow.
The Liberty rep Gary was terrific. He laughed at my jokes and he pushed things through the processing. There were a few hiccups here and there but he pushed and fought for me and my sister. The guidance we got was clear. Although we have closed on December 22, the title company has not yet. The title company from California has not done their job, but I have nothing but good things to say about Liberty Home Equity Solutions.

Liberty made a proposal for a reverse mortgage right away, sent it via email and it looked good and reasonable. We went through the process and there's the HUD requirement and consulting with it. The guidance was good and the loan officers, Patrick and James, are very friendly, cooperative, and informative. They respond appropriately and inform me very quickly of every issue. But the whole process took a little over two months, which was a little longer than usual because of my friend's house. And also, my appraiser came out but with a few days delay. Otherwise, everything has worked out okay and everybody at Liberty did a good job. I'm happy and I will recommend friends to go with them for a mortgage.

In choosing mortgage providers, it was a toss-up between Liberty Home and Miriam off of Sacramento. It was hard to choose but Donnelly, the Liberty guy, was a very good salesman. He had a very nice presentation about selling and he answered all my questions. He did a perfect job and I enjoyed talking to him. I was really happy about Liberty and I would recommend them. I was having a rough time financially and Liberty offered a reverse mortgage. I could get 23,000 cash and not have any mortgage payments. Liberty's loan officer was very cordial and polite. The equity had increased in my home, and there was an FHA rule that was about to change. I wanted to refinance so that I could take advantage of the increase in the equity of my home. Liberty was servicing the reverse mortgage that I had with another company and they refinanced me. There were several Liberty people that I had interactions with and they were great. The whole process took a little longer than I thought it was going to but everything was smooth. I was expecting to receive a package from them that I haven't received yet and I'm going to have to get a hold of them.

My wife and I are on Social Security and we were trying to reduce our monthly outtake. Liberty was on an approved reversed mortgage list sent out by the government. The whole process took about six weeks. We dealt directly with the real estate lady from Liberty, and she dealt mostly with everybody else involved. She handled it very nicely. I liked her. She was professional and very amiable. I also received very good guidance from her. It was a very smooth process and every question I ever had was answered quickly. Liberty Home had the most fantastic people I have ever worked with in my life. I needed a reverse mortgage and when I was researching reverse mortgages, Liberty was the first one that came up on the computer. There were a couple of hiccups that I thought was going to queer the whole deal but they went above and beyond in helping me get this through. Our children are all fairly comfortable in what they're doing and we figured that with a reverse mortgage, we would be able to take a few vacations and do things we haven't done. With Liberty Home, I didn't have to come up with any money on my end in order to activate the system. My loan officer was very helpful and he explained everything. Any questions I had, he was ready with an answer. It took several months to complete the loan but Liberty was constantly emailing me, calling me and telling me what I had to do and what they were going to do. Everything worked out fine and I was satisfied.

In my research, I found that Liberty Home Equity Solutions was the best route to go. Plus, it was recommended by my attorney. Liberty’s reps, Janice and Peggy, were very helpful, and they answered any questions I had. Their knowledge of the process was excellent too. Janice walked me through the process and let me know what would be happening. But they put me through a lot, though. They asked for things that were absolutely ridiculous, where I have an actual credit report and there were things they asked for that were not necessary. But they called after everything was done and approved to assure me that they were sorry that it took so long, so it was a good experience. If this is the route that you want to go, then this company would be a good place to start.

There was a Google story about Ten Best Reverse Mortgage Companies and that's how I found Liberty. I also talked to a couple of different companies, but I liked the person from Liberty that I talked to. The process of our deciding to do this took some time, but she hung in there with us and wasn't pushy about it. Moreover, her customer service skills were really good. She would call me and if I didn't want to talk right then that was fine. If I called her, she'd always return my phone call right away.

We checked out the few reverse mortgage companies that we saw but Liberty Home worked fast. Things just worked out on their behalf and our behalf. But you have to go through so many inspections and different things. The process was very drawn out and it took about two months. A lot of people would be better off if they cut down the time of their appraisal. But they were working and were eager. The guidance was good too! They were good at answering questions and explaining things.

I shopped around for a reverse mortgage and Liberty Home Equity Solutions' price was good. The rep was really nice and she took care of us. The other parts got a little complicated and were a little bit longer than we had hoped, but they kept us in the loop. Overall, it was a very good experience.

I’ve always been interested in doing a reverse mortgage. I looked into it before and thought that it wasn’t the right time, the right experience and it cost too much then. I looked into things thoroughly based on my timetable. The rep from Liberty Home Equity Solutions that I dealt with, Laurie, called me back later on and I said to call me in six months. There wasn't any push and she was very personable and knowledgeable. She made things easy for me. Whenever I asked a question, she got right back to me and explained things perfectly. She's been in the business for quite a while and there wasn’t a question that I asked her that I didn’t get an answer. Even afterwards, I called her and asked questions, and she was there for me. She took time with me and even talked to my kids.
I wanted to know what the payback was and they answered and told me how that worked. There were several options and there was one option where there was no money going in. I opted for the one where I pay because the interest was less in the long run. The money I'm getting out of my house was phenomenal and I didn’t even know how well off I was. I have nothing but praises for the whole experience, not to mention the good money I’m getting out of my house. It was just phenomenal. I didn't even know how well off I was. I would recommend Liberty

I contacted and talked to three companies and I decided to go with Liberty due to their rep. When I talked to him, he was very interactive and presented a very intelligent and factual response. He was the primary positive thing I experienced. One of the negative things, however, was the fact that it took forever to get the thing closed, which took seven weeks. The big problem was getting somebody that would do an appraisal. Another thing is that Liberty sold a loan the next day, which from my point of view was trashy. I would have been thrilled if they’d kept the loan. There wasn’t even an attempt to demonstrate their abilities. And having been through a similar experience with Citi, it was not a pleasant experience then. So, I’m going to hold my breath and see how it turns out.

We're old-timers and the house was already paid off. We thought we might as well get something out of it aside from a place to live. We talked about a reverse mortgage for a while, then Katherine from Liberty contacted us. She came out and we talked about it. After Kathy left, we discussed it some more and after about a month we decided to do it. Kathy was the one who gave us the most insight and made our decision to do it easier. She was really great. We've done it before and this time was the refi thing. Moreover, our home value had gone up almost another $50,000 since the first time around so we said that we could use a pay raise.
I called Kathy and talked to her some more. We got in under the deadline and redid it again. This is our second time around and we're pleased with it. Everybody has been really good and they have taken care of our payments with no problem. It has been a good experience for us. The first time was more or less just a standard thing. It was like buying a house with stacked papers, like the Empire State Building design. However, the service was good and Kathy kept track of it and informed us constantly about whatever was going on, where it was at, and made sure that we had no problem with our counseling. Liberty is straightforward and honest. They are a very good company to deal with and there's no, "We'll do this," but it never happens, nor are there excuses. I found them to be a trustworthy company and I'd recommend them.

I went on the computer, researched the top reverse mortgage companies and Liberty Home Equity Solutions was ranked high. Their representative, Roger, was really nice and was a polite gentleman. When he came by to present how the reverse mortgage works, he was very cordial and encouraging. The whole process took about three months, though. We were located in New Smyrna Beach, a small town just south of Daytona that has grown a lot in the last 20 years, but before that, what was built out there were just woods and swamps. So, a lot of problems came up.
First of all, my address was different than what they have in the zoning department but that was the address that they gave us when we built the house. I tried to get that straightened out and it took a long time. Another thing is that they didn’t know what zoning we were in because they never really thought about it and that took a little while to figure out. Liberty helped us, though, and they were very willing to work with us, and we worked it out in the end.

Christine, the person that I spoke to at Liberty Home Equity Solutions, was very helpful. I like that she is not being pushy. She just gave me all the facts so I can understand what was happening. She also answered any questions that I had. She followed-up and she was constantly available too. When she said she was going to do something, she did it. I never had to worry about anything. She was online with me through the signing, and the only thing that could have made it better was if she was here in person but I get that and it was only for a few minutes. It was really a painless and easy process for me.

Aside from being able to give me information. the Liberty Home Equity Solutions rep and I were able to have a very personal conversation about debts. I like him. We talked over the phone several times and I began to trust him. I then got a reverse mortgage because I had one before and he talked about refinancing. I also needed income. I was told what the follow-through would be and it happened. I would recommend them.

Our savings weren’t good enough to carry us through in a way that all the prices are increasing, so, a couple of months ago, we had to use our house for equity with Liberty Home Equity Solutions to get some money. The whole process took roughly a month to complete. The loan officer was very pleasant and helpful. He also seemed to know a lot. We were green at it, so we had to go along with what he told us.

It's been a long time since I had a loan. I was looking for a home equity online and Liberty Home Equity Solutions was one of the companies that called me about a reverse mortgage. Liberty Home Equity Solutions has a better value and their customer service was good from the start. I also liked the person I was dealing with. I got the first estimate and they were very responsive. I like that they kept me informed about everything that we were doing and what the next step was going to be. They were always available when I needed to talk to them. I went along what each step was and how they could help me with it.
My representative was on the West Coast in Sacramento and we were dealing with somebody back East when we got down to the closing. It would've been better if it had been coordinated in one of the areas. Sometimes I was expecting a response, and I didn't get out anything because the person handling that was on the East Coast. I highly recommend Liberty Home Equity Solutions. It is a good place to go and look for a type of loan.

Liberty Home Equity Solutions was fine. There were a lot of different individuals involved in the process so I went with it. It was a long process. I started it in August and I just gave up on it for a while. Angela from Liberty called me before October because the rules were changing. At that time, I had a bad experience with someone that wasn't connected with Liberty and it just didn't feel right to me. I started the process with Liberty again in October and until last week I got my finished product. But it takes what it takes because they had to do an appraisal. It was very much worth it because my property had got off in value about $100000 that I could get more in line of credit. I also had a number of wonderful people in the process. In fact, the one who did the final signing was in my same little townhome development so that was really a gift from God.

The inspectors who were sent to me were complete idiots and I couldn't deal with them. But Liberty had no choice on who to deal with so they were forced to deal with idiots also. Their hands were tied on the inspector process and dealing with HUD wasn't a joke either. We had to go through two inspectors so there was quite a bit of delay in that and I was also dragging my feet. But Liberty stuck with me and the rep was fantastic. The people he dealt with on his end were great too.

We needed the income and Liberty responded when I went online and said I was interested in a reverse mortgage. A number of other providers also responded, but Liberty was the most professional. The others were so high-pressured but with Liberty, there was someone who came to explain about reverse mortgages and the laws that apply. My husband was in and out of the hospital at that time, so I couldn’t complete the transaction right away. Liberty was so willing and understanding. They said that was no problem and to just call when we were ready.
I have a wonderful relationship with them. Steve, our loan officer, gave us all the information and then brought somebody along. When we signed the papers, we had to do it in the hospital since my husband was in there at the time. We were very happy with Liberty. Having to take a reverse mortgage is difficult enough, but they made it as easy as possible. All in all, it was a very positive experience with Liberty.

I had to do some repairs on the house, and I wanted to reduce my monthly outgo. I needed to get some money and a reverse mortgage seemed to be the solution. While I was searching for reverse mortgages online, I ran across Liberty Home and they seem to give me the best overall deal with the closing cost and getting everything done on time. And we were in a hurry because they were changing the rules on reverse mortgages on the first of October. The loan officer that I dealt with was not pushy at all but she answered all my questions and was ready to help.
Liberty Home's guidance was very good. They gave me a whole list of advisers to talk to, and I had to talk to one of them so I could get the certificate. And it was very difficult because everybody was trying to get in there at once because of the changes in the rules. Finally, one of the ones they recommended called me back and asked if we still need help. When I said yes, we took care of it so we got in under the wire. They did an outstanding job and I'm quite satisfied.

Our financial advisor found somebody who has worked with Liberty on other transactions so we went straight to them and everything worked out fine. I talked to the loan officers on the phone and they were friendly and informative. They explained everything as much as I can understand. I know that it’s a good since I have talked to other people that used Liberty and they said that it was the best thing they’d ever done. These were reputable people that I've known for years and trusted. The loan officer kept us updated all the way through our refinance, both by phone and email.
We had some other issues that we had to take care of, but everything was done in a timely manner. We did the HERO program, which is a special finance program for home improvement. When we decided to refinance, we didn't have an impound account and I wanted to start one. That HERO program had to be paid off since they couldn’t do that at the same time. A lot of steps were involved in getting the whole thing done. But that was the only hang-up and it wasn’t their fault. It was just getting the whole thing done. There were a lot of steps involved.

I read an article in the paper that talked about reverse mortgages and it rang some bells with me in terms of our situation so I researched it further and went online. I came upon a calculator online that gave me an idea of various outcomes for my situation. I hardly had finished typing the last character and then I got a call from Liberty Home Equity Solutions, and it was their calculator. They were right on the button as far as swiftness to act. I knew somebody over the years who had done reverse mortgage very successfully. People generally have a negative idea of them. They advertise on TV by old movie stars and stuff so I had a little of that to get through, but I found that the more I read, the more I realized it was ideal. We're retired and we're more property rich and cash poor than the other way around.
We have a lot of equity in the current house and own some other properties. But cash flow was bit of a problem and I was also concerned. The house we're in is a dream house and we want to stay here until the very end. I've got Parkinson’s disease. This is a large one-storey house with all hardwood floors so it makes it very easy to move around with a walker, scooter, or whatever. It was an ideal situation. I had all this equity in it but couldn’t get at it. The way the reverse mortgage works with the growing line of credit and government insurance, I suddenly realized that that would guarantee our being able to stay in this house. When I’m on the line with someone, my defenses go up as everybody does going for a sales pitch. Elizabeth, who was my loan overseer or manager, was a delightful person and handled the call very well. She educated me and didn’t pressure me.
I initiated talking with a couple of other outfits that resulted in the end to my advantage and I was able to do some negotiating. “Okay. Look at what they're doing. Can you match it?” They matched everything I gave them in the end but it was Elizabeth that I would give a lot of credit to for snagging this one for their company. I've discovered reverse mortgage to be an amazing financial instrument that is nothing like the idea of “it's just the old poor people that do this to survive somehow.” I learned that the millionaires do the reverse mortgage and it can do a lot of things so if others had a lot of equity in their house, they should look into it as an instrument. I'm totally satisfied with Liberty and Elizabeth was instrumental in keeping me with Liberty.

My patient wishes and wants to stay in her own home while she’s still well. I am her caregiver for eight years and during the time she’s well, she always wants to get home and doesn’t want to stay anywhere. If we sell the house, she would need to get out of it and that’s not what she wanted to do. We were referred by my lawyer to Liberty Home Equity Solutions for the reverse mortgage and I like that they helped do things quickly.
Liberty Home let me understand everything and how a reverse mortgage will help me in what the owner of the house will manage to do with her goal and for her wishes to come true. They also try to help me in explaining things and make it work out. They gave me all their support and some people to talk to. They also gave me some references or what I needed to do. The loan officer was excellent and knowledgeable. I was able to call him anytime and asked his help, and he made us calm down when we’re stressed out and waiting for something. He told us to think always positive. I did the right thing and Liberty Home did a good job. They help many people.

A reverse mortgage would be an opportunity to get some equity out on some of the properties I own. I don't have any family to leave my estate to. I investigated three other companies then I settled on Liberty and my advisor, Larry, was absolutely tops. I had a good idea of where I was going when I started so there were no huge surprises. Still, Larry came through a number of times when I had questions and I will feel at ease asking him any others that might come along in the future. His guidance was wholly adequate and overall positive. When I confused things, there was a lot more paperwork to do as a result of it but Larry helped me. He went back for me a couple times, and he was no hindrance and he didn't have any responsibility for the parts I didn't like.
However, the underwriter seemed determined to know every little segment about all of my properties. There was only one that was being mortgaged and if it were the only thing I own, the information I gave him would have sufficed but I'm sure there was some government involvement and that is typical of anything you do with the government. You end up giving them more information and it seems like they need to know. Otherwise, the experience has been favorable and I'm happy. I've even recommended Liberty to a friend.

I needed some insurance and wanted to get a line of credit. I looked upon a website and Liberty was one of the top three companies, so I contacted them. The rep was exceptionally good, responsive and I would give him very high marks. He gave me all the information I needed, but I had issues with the head office. They took months and it was a total frustration that they asked so many questions. I would answer those questions and they would ask more. As a businessperson, I want to do a deal with someone and I get them some questions to finalize the deal, but when Liberty got back the second, third, fourth and fifth time, I thought they were very unprofessional. They could have asked those questions from day one and they prolonged the whole procedure which was unnecessary. In the end, I felt like giving up because it was crazy and I would not recommend them.

Our kids didn’t want the house and we could use some money to pay off some debt, so a reverse mortgage was the most viable solution for us. I googled reverse mortgage and Liberty Home Equity Solutions was one of the top results. They had good reviews and their Liberty loan officer was very good about the multiple questions that I had. Getting started with them was fairly easy but the process took about four months as we were held by the inability of an appraiser to get out here. Other than that, working with Liberty Home Equity Solutions is working with pros.

I am 75 years old. My house payments are $500 a month, and I make $1,300 a month so that didn’t leave me much. I figured out what was going on. I’ll never get to pay this house off. I won't live long enough for that. And so I thought why not choose reverse mortgage? I could live the rest of my life on a pretty reasonable basis. At that time, my neighbor was getting a reverse mortgage from Liberty and she was so pleased that I decided to look into it. And I couldn't have been happier with their loan officers. I usually get a daily call from Ron, and if it wasn't Ron, it was James. They were constantly on the phone with me for every twist and turns through the process.
The process lasted five weeks from start to finish. But when I got the original loan in 2000, I had already put the new foundation in to get a loan through Chase. So, that wasn’t a problem. And my home isn’t that old, it was built in ’93. So, those things were already in it. Overall, I would recommend them without question. As a matter of fact, a girlfriend of mine just called to ask me about it and she told me that she and her husband have been talking about it. I gave her Ron's phone number.

I'm in my 80s, and my taxes seem to be going up. I can't take care of all of the bills out of our income. I called Liberty and then I called another provider. They seemed to be on the same page, so I went with the first one. However, I was disappointed in the counselor I had. I wanted my taxes to be taken out of there and he told me over the phone that they would take them out after 10 years. When I tried to reach them after the weekend he was no longer with the company. But then I got the real reason and they had said that they don’t pay your taxes.
I was waiting for my tax and they promised me that they'd check and they would pay the tax before it was due but it's still not paid. I got a phone call from Liberty saying they would get in touch with me and see if they can finalize everything. This has been going on since August and it’s taking so long. I faxed the rep the information and within a couple days or a week or so later he asked me for something so he was either not very good at his paperwork or he didn't pay enough attention to know what was going on.

I thought that reverse mortgage was best for my wife and myself and got it through Liberty Home Equity Solutions. Their process took a long time and it was much longer than expected. I saw a deposit made into my account for the closing but I don't know what's happening and I haven't had any word from them. Also I don't know if my mortgage was satisfied so I'm not happy with that.

When we bought the house, Liberty worked with our real estate agent and we were happy with them. We chose a reverse mortgage because of our age. Our loan officer was very good, knowledgeable about the product and answered all of our questions. It was the best information we could get. They discussed several options with us and that was our second reverse mortgage. The entire process took three weeks and it went fast. It would have gone even quicker than that, but there was a little bit of a delay when the appraiser had a loss in the family then he was in a bad accident and so, they had to have a different appraiser come out. Other than that, it was a wonderful experience. It worked out well and we were happy with them.

I was having difficulty financially and a friend recommended Liberty Home Equity Solutions. The loan officer asked too many questions, and some of them were redundant. The loan took too long to process and I felt I could buy a new house faster than that. The person I worked with was fine and he thought some of the questions that I had to get through were ridiculous also. Nevertheless, for me, Liberty was the right way to go.

Liberty Home Equity Solutions is very honest and upfront, and I have a very positive experience with them. The loan officer, Howard, was always very personable and it was like talking to a friend. He wasn't like many other mortgage brokers who were just quoting figures. And his assistant, Marjorie, was the same way. They were very truthful and always gave me the numbers. Unlike many other brokers, they gave us reduced fees without me twisting any arms. They gave me credits equal to the amount of fees or closing cost so I really appreciated that. I was wondering if we'd have any more money in the reverse mortgage for funding an equity loan after two years, so I emailed Howard this morning and I'm sure he'll get back to me today. I appreciate that every time I've called him or Marjorie, they always get back to me within a day.

My husband was very sick and we were having trouble meeting our extra bills. I heard about Liberty through my neighbor and the loan officer, James, was polite and very good. He explained everything and he was available when I called. Everything went smoothly, but my bank that has the loan sold it to another company while we were doing this. I got a letter, which I sent to James, but for some reason, our paperwork has the old people on it and that caused us a little glitch.

The only family I have is within two years of my age, so there's really no one to leave money to other than a Greyhound adoption group. Moreover, my husband passed away four years ago and during the process of him passing away, we went through our retirement. He had strokes and quit working. By the time he passed away, I was looking at the possibility of losing my home. I needed a reverse mortgage but I was in a unique situation of needing a waiver for the 18-month seasoning period. I was just a few weeks short of it and I needed the funds for medical reasons. A lot of companies didn't want to touch anything that was within the 18-month period. One of the representatives at Longbridge, who had turned me down based on that, had contacted Liberty Home Equity Solutions to see what they had to say and they were successful in doing the waiver.
Liberty's reps were excellent all the way through. They were very professional and kept me informed through every step. They also immediately responded to my emails about the information I was sending or questions I had. Moreover, they returned calls on the same day or same hour. The gal that handled my loan never got my hopes up. They were very honest with me. They were very above board and gave no misleading information and no promises, only a very accurate assessment of what was going on and what I needed to do to make it. For a time period, it was rattling but it was also wonderful.

The young man that I spoke with, Christopher, was very knowledgeable, customer-oriented and not pushy. He answered all my questions no matter how silly they seemed. Oftentimes there would be things I didn't understand and Chris would find out and get back to me so I was happy. My loan officer, James, was very good too. The rates were good too although they weren't extraordinarily better than anybody else. I also had another gal that I was really impressed with, but she was more of a representative for lots of different companies and I felt like Chris is devoted to Liberty and we were just going to be going down one path.
The guidance I received from Liberty was without pressure, highly informed and very professional. But we came to a couple of impasses and I was to the point where I was fed up because it was getting difficult. We were the easiest people in the world to qualify and even then, we had to jump through so many hoops that I was quite getting a little frazzled. It wasn't Liberty mortgage's fault though. It was the new laws. So they would back up a little and investigate then they'd come up with some solutions. They tried to walk me through it to the best of their ability and I did not feel pressured so we were good.

Liberty has been, by far, the best company I've dealt with. The salesperson, Chris, was excellent and a really good guy. I talked to him a lot because the process wasn't an easy one and it took some time to get through. He was very patient and thorough. I got my money right away and I took everything that I could now because I wanted to pay off as many bills with it. Then, at the end of the year, I'll get the rest of it. But they said that the check went out on the 22nd. It's some other company that pays it for them. As of the other day, when I checked with the accounting here, they hadn't received it. I'm just waiting for my property tax payment to get to the tax collector. I called them again because it'll be late if it's not there by Monday. It was so close to the time property taxes were due. They wanted to hold it back, so they held that one payment. Otherwise, I'd pay them on my own. Other than that, Liberty was great.

We took out a reverse mortgage with Liberty Home Equity. We don't have any children and no one to leave the property to. Plus, my husband and I are both in our early 70s, so getting a reverse mortgage seemed like the wise thing to do. The rep came and made her presentation. There were various communications along the way and it took a little bit longer than expected, but it was a done deal. I called a couple of times to ask about the status because I hadn't heard back from anybody as quickly as I expected to. However, it was a positive experience. I would recommend Liberty.

I'm very pleased with Carol, the one that I worked with at Liberty. She added compassion with the situation that I'm in, understanding all of it, calling and talking about husband by his name and inquiring what's going on. She just had the full package, outdid herself and was fantastic. She followed up all the time, was on top of everything, always alerting me to what is coming, what is needed, why it's needed because I argued with her for a couple of things. We went head to head with some stuff. And what a professional, articulate, compassionate, well-versed in all of the areas because she had to teach it all to me, then I went and researched it.
It was a total release of all the stress. She knew my medical bills were hitting the mail and I'm getting them and we need to get going. She stayed on top of this as though I were his only client. Carol did not only inform me of what's moving on in the process but the other girls are called me and told me that they have the necessary documents. I couldn't have asked for a better follow-up. The burden was taken off of my back and I'm now able to think about living life instead of trying to survive it. It’s how Carol put it all together and not only as a business but as personal. And that made me feel more comfortable talking to her. She deserves a raise.

I'm blind and she helped me through the process, knew the things to do, and would send out the things for me to sign. We had an easy time with Liberty Home and everything worked fine.

I was shopping on the Internet for reverse mortgages and I spent a lot of time talking to people all over the country. I really researched about reverse mortgage and it took me seven months to make a decision. Everyone was promising the world. All I was getting from the other lenders was a big package in the mail to fill out and send back in. But, I was impressed with the representative from Liberty. His name is Tony and he explained everything to me plus the process that Liberty had. I saved his phone number and it was a big plus that he was local in Las Vegas too so I could see someone face-to-face. It took me about six months to get back to him based on the information that he told me.
Tony came to my home and went through every item and application in detail with me so I felt comfortable with everything that I did. I applied at a time where it was extremely busy and even their underwriters were busy because we're trying to beat the deadline since the rates were changing. It took him a long time to do the process because of the number of applications they had. I had to submit employment verifications and other bank information twice to them. The processing was slow and I couldn’t get through the processor and return the phone call. They were too busy but Tony was right on top of things for me and took off the slack. I would recommend Liberty, mainly because of Tony.

Liberty's deal was better than anybody else and my experience with them was very good. The loan person who came to my house, Janice, was very good as well. We got along well and she was one of the reasons I decided to go with Liberty. She went over everything step-by-step and explained everything pretty good. We also went through the senior thing where they talk to you and make sure you're not senile and people aren’t taking advantage of you. Every time I had a question, I called her and she'd call me back. And also, all the people that were involved who I spoke with and the notary who came and did the final business and went over the paperwork, were very good. I was very happy with Liberty, and I would recommend them to somebody else who is in the market looking to do something like I did. I would certainly tell others that they did a good job.

I've been looking at reverse mortgage for a couple of years and didn't quite understand it. I pushed a button online and had everybody calling me. Thomas from Liberty was one of them and he explained everything, like the loan process, to my satisfaction, where everybody else I talked to just didn't do it right. He was my loan officer but we were like friends forever. And although he didn't handle every step of the way, he followed it and that impressed me. He knew what was going on in every step of the way and he didn't just pass it on and then forget it. He kept his finger on it the whole way through. There was also a lady that I talked to frequently. I got the information from her and when Thomas called, I informed him and kept him up-to-date so it was a back and forth thing. I often called too and asked for different amortization charts and he cranked it out and sent it to me. I had an excellent experience.

I did not know of any other solutions for me to be able to stay in my house that I've owned since 1970. A reverse mortgage was the only way I knew of it. When I was working from '93 to '96, I really enjoyed my job, and I was making a decent wage. But I injured my back on the job and it accumulated a lot of other things, like carpal tunnel, which is really giving me a headache now. Some of those effects had continued to get worse on me. I got no money out of that because the workers' comp attorneys were lousy. My second attorney, whose whole staff quit on him, and I tried to get ahold of him over and over and over again.
I always kept my credit cards to a minimum because I never wanted to get in a big debt. The one credit card I had with Chase Bank, I owed 500 on, which I kept that cap just in case anybody ever got ahold of my credit cards too. I was only in my mid to later 50's at the time with no money. Credit went against me, and Chase put it in a thing for them to do the collection on me. That $500 grew to $1,600, and I didn't have money to pay them. They continued that still at this point, the company that they used. That was in 2006, that has been more than 10 years.
I hurried everything over. I asked Liberty if I could get the money out of my equity lines right away and they said, "Do not take money out now, wait." Then it ended up taking a long time, and I had an emergency to go rescue a young niece of mine that I had raised. I needed money. I go, "Well now, I'm sorry I listened to you guys." It is taking the financial end of it, the paperwork and all that stuff. It seemed like it was taking them forever to do it and I did everything that they said right away. But we are pleased with them. I had to call their rep, Destiny and he as always been good. He got on their case.
There was Liberty rep that called and made it confusing. She got things confused in there because she had a circumstance that she had to go take care of. When she came back, she called me and got it straightened out. Then, there was a Kate who said I needed to hurry up and get this all done before she gets back so, I did. I also have a title company now that I am supposed to fill out paperwork on. I did not do that the first time and I do not understand why I'm doing that. I'm like, "So, why do I need to do this since they already had me for several years?" You would think I am going with a totally brand new company.

The cost of living has certainly gone up and the reverse mortgage was an avenue where after I elect it, wouldn't penalize our children and instead, give us an opportunity to have a better life. Thomas seemed like a nice person to talk to over the phone. He seemed to be a good Christian man and really sincere. So I decided to stay with him. We started the process with Liberty four months ago and we corresponded some by telephone. Thomas answered all of our questions but I might have absorbed some of them and asked him again. If I called him, he called me back when he told me he would call me back.
We live in Texas and we found out through the process that Texas has different real estate laws. We live on two acres of land and we have an additional nine acres joining, and there were some problems with that. I guess in California, that was quite different than what they were used to but they worked and tried to get someone to do the appraisal on it because being in central rural Texas, it was difficult. Thomas got everything set up and even when he gave it to someone else to do the follow-up, he still stayed in contact with me. If we were waiting for something and they got an answer to it, they would call me even after hours. Even on Saturday, Thomas would call me. We established a friendship with him out of all of this and that was unusual in negotiations.

I have a lot of knowledge on reverse mortgages and I can tell instantly if someone is blowing smoke. I talked to four different companies and they were less than honest. They were just leading to believe something was different. But Carol from Liberty was very good. She was very knowledgeable, not patronizing and didn't try to lead me down a long path. Liberty also ended up with the best of the offers. It was good all the way around up to point of closing. After the closing of the documentation, it was passed on to another person in the administration of the loans.
I paid cash for the house when we bought it so there was no lien on it but I was told that the house had one. I explained how that couldn't be. It has a clean title and I didn't have any contractors working on the house. After about four days of delay and some questioning, I found out it was really not a lien. It was the way that the CC&Rs are written from the homeowners' associations. They said it was not what was in the CC&Rs and they wanted in writing the specific language that any loan on the house would not be subordinated to the homeowners' association even though that was a pretty standard practice.
I went through this and then they were trying to present a legal remedy. They went back and forth and each time they would tap it on to someone else and it was a 24-hour turnaround and I couldn't get a hold of them. The title company would pass it to their lawyer in Texas then they would pass it back to the title company which will, in turn, give it to Liberty which will, in turn, give it to their underwriters. Then the underwriters would say it was not quite what they wanted. They'd go back to the title company then they'd go back to their lawyers.
The title company made some sort of a coding error. There were some codes that they were chasing down and those were just a screw up from the title company. Finally, I got so disgusted that I was worried about the thing going past the time where I would have to start all over again and I was under the old plan. Even though I was told the new plan was great by staff and salesman, I got substantially less money at the outset and I had to pay another $3000 in closing cost.
I finally called Carol and she got involved and she went into her senior management, sat down and wouldn't leave the office according to her. She wouldn't take no for an answer and they finally got it sorted out. From there, it went like lightning because they knew that I was ready to go to someone else and I had other companies that were willing to meet that deal and all I needed to do was say the word and they were going to transfer all of the whole business to the other company. It finally came through okay and it cleared fine. There was no further consequence but if it weren't for Carol, I would have gone to another company in a heartbeat. I was just unhappy with the calling and trying to find out what the story was.
It had been dragging on for weeks and we were not getting anywhere. I asked for it to be expedited but nothing ever was until Carol got involved. I wanted her to get the commission and she was a straight shooter. I told her to give me the highest margin. I didn't care what was left in the house and it was a line of credit loan so I wanted the highest interest rate I could get because I didn't really plan on taking any money out for a while. And I have two houses and I don't want to leave everything on the table with no heirs. We took our Texas house and got the reverse mortgage on that and got as much cash out of it.
Some other companies told me though that if I sell a loan, that is going to change my contract and I'm going to be subjected to high fees and re-servicing fees. But that was not true at all. But I was kind of surprised when I got a letter from Liberty on the 17th and I got another letter from Oakwind that said that they have taken over our loan. I then found that Oakwind is for servicing company as part of the Liberty family so it wasn't sold at all. It was just managed by Oakwind. That was the only thing that I had to follow up on and find out what it was all about. Other than that, I was happy with my experience because of Carol. She understood exactly what I was trying to do.

I had contact with one other company, the one that Tom Selleck advertises for. And their guy was more interested in qualifying me than giving me information. And although he called a number of times, I just didn’t like the way they did that. With Liberty Home Equity Solutions, they based everything on whatever my numbers were at the time and the value of the property. Their representative took some basic information and then he sent me a proposal outlining everything. His name was Tony and he didn't bug me. We just kept in touch once in a while. And then, when the time was right, we did the deed.

Our house is paid up and my wife and I wanted to be able to retire in a couple of years here. In order to do that, we would have to supplement our income for a while. Liberty was recommended to us by AMAC, so I started looking into it and most of the reviews were very good. The first person I talked to at Liberty was Steve. He made me feel very comfortable as far as what I was doing, and that was definitely a big deal. Steve was very pleasant, and he answered for pretty much everything and called me back. He was concerned to be sure that I was making the right decisions, which was unlike with other companies where all they were going to do was tell me the good stuff. He was very honest and the whole process went very well.
However, I'm having a problem right now because I got a letter from my insurance company saying that they will no longer take my automatic payment. I was confused because I was told that I could keep the same insurance company, make my insurance payments, and keep the house. We tried to figure out why that happened and I called Steve and he's now looking into it. He said the issue may have something to do with the way they're closing papers and he is going to get it straightened out. If not, I already contacted my insurance company and I told them that if they don't hear anything soon, I want to get back up on that automatic payment.

I called a number of companies and Liberty had the correct information and were the most knowledgeable and responsive. The loan officer was very friendly and quite accessible. What was bothersome was when he kept coming up with new things I needed to come up with. The underwriting kept coming back to him to request for more information but he should have anticipated it and made me aware of that possibility since he does this all the time. I would have rather had a whole huge list of everything and get it all together. I wasn't myself on the timetable but there was a change in the overall eligibility on October 1. I didn’t know that I had to get a certain approval by them until we were in the middle of the process so I felt pressured.
The information was correctly explained to me as a mixed bag rather than a magic bullet. There was some HUD counseling involved, which was useful, and it was reassuring to know they were involved in the process. The level of support was a little more than adequate. I would recommend Liberty with a caveat. It all worked out in the end, but there were a lot of surprises to me because I've never done this before.

Liberty Home Equity Solutions was okay towards the end. The person who I had originally started talking to left and went somewhere else. It took quite a long time to get the whole thing settled over with. They switched me over to another person and I talked to him and he had said somebody on his team would be calling me. And then, I don't know what happened. She got sick, she wasn’t at work for a while, and then somebody else started calling. And they were missing some documents, then somebody said, "Well, we got them now," and then they called later and said, "Well, we didn’t get them." And so, we fell through the cracks right there towards the end. It took considerably longer than what it would normally take because I had people that would come out and they'd say, "Well, how long since you applied for this?" And I told them and they said, "You're kidding."
When I finally spoke with a loan officer, it went fast. Our interaction was really good. The guy that I had talked to at the beginning was very helpful. And then, the second one, I only talked to very briefly a couple of times because he had switched me over to somebody on his team who I don't know whether she was the loan officer or whatever. But when she was there, we started talking and she was very helpful and answered all my questions whenever I called her. However, we had about two or three weeks where we got lost. Nonetheless, Liberty was very helpful and they explained everything.

We wanted to buy a certain house that was beyond what we were going to spend by way of cash. So we took out the reverse mortgage to cover the big difference of what we were willing to pay for the purchase price of the house. We ended up with a reverse purchase, which is similar to reverse mortgage and Liberty helped us with that. The sales person who initialized the loan process was Pete. He got this to the underwriters and to the other people that we were working with once we decided to go with Liberty.
He did a decent job. He got this with the counselor that you have to go through before you get a reverse mortgage. We went through that process and he got us in under the deadline before October 3rd when the loan levels were going to be dropped by HECM. While he did his job fairly well, he made one oversight, which the underwriter didn't catch. That delayed our loan ever longer. And Liberty did not do a good job on my loan. Escrow was delayed four times. Two times of which were absolutely Liberty's error. And then when I went above the underwriters head to the supervisor, the supervisor gave me no better answers. So Liberty ended up costing me a substantial amount of money to go with them. All in all, it was not a pleasant experience and I would recommend to friends that they do not go with Liberty.

I went out and researched the reverse mortgages. I talked to four different companies and surveyed. One didn’t respond in a timely manner. The first one we talked to left us feeling uncomfortable with whether he understood reverse mortgages as well as we understood them. The third one was Eric with Liberty Home Equity Solutions and he was personally far and above the competition out there in terms of his understanding, his detail, and the effort he puts forth to get you the best deal that he can get you. And after talking with Eric, it didn’t really matter much what the other people said because the numbers were going to be fairly similar for all of them. It came down to a question of personal relationship and how much you trust the person you were talking to. We had researched reverse mortgages for at least seven months so we had already determined that it was the best route for us.
As retirees, we wanted the money to improve the homestead. We have a lot of equity in the house but our income as a retiree isn’t that great. I don’t want to take IRA tax advantage money to do capital repairs or improvements on a house and you can’t go out and borrow from a commercial bank and be able to meet monthly payments. So, the only alternative we really have is either sell this and move on or take the reverse mortgage and sum all the equity in your home to do the improvements that you’re looking for. That’s what we had decided we were going to do, then it became a question of which company do we do it with? How much money can we get out of it? What kind of projects can we afford to fund? So, we determined that we wanted to go reverse mortgage before we ever talked to Eric. Eric’s impact was to firmly make us decide to go with Liberty.
And when you look at the review information available and particularly the personal reviews of people that have already worked with different companies, they had the best overall, most positive reviews out there. Inside of Liberty with Eric and the people who work directly with Eric, I can’t praise them enough. They’re great and they get it in terms of how to develop customer loyalty. They do it because they want to do it, not just because they’re going to make money out of it, which is a distinct advantage in my mind in trying to deal with somebody who really knows what they want. Where we had a problem is when it left their hands and went to processing, and then from processing then to a subcontractor who was closing on the title but not local to the geographic area that you’re in. The title company didn’t know the requirements or did not understand the requirements in the State of Florida so we had a lot of confusion right at the end.
Eric jumped into that and helped to get that resolved but it took a lot of extra effort on his part. Otherwise, equity or Liberty’s service throughout the thing was outstanding and he cut all that’s falling apart in the final week if it had and let him jump back into it. The communication back and forth obviously was confused on their end first. And secondly, the title company’s priorities and so forth weren’t Liberty’s. Liberty internally is great and I’ve already recommended them to friends.

I have pancreatic cancer so I won't be around much longer. And a reverse mortgage suited our needs and it will allow my wife to keep the house as long as she's still able. I liked the way Liberty talked to me when I first contacted them. Eric was the one who was doing everything, getting me through and getting all the instructions and classes. He knew what he was doing. He was able to explain everything to me and he made sure I understood it, and he was able to get me to the right people, so I was really happy. There was one thing I misunderstood and I found out afterward and closed everything. They paid my property taxes with the city and county, and the title company two and four months early. And I didn’t realize that and how I'm going to pay them. But later, as they were getting close to due, then they sent me checks back. I'd tell others to go for Liberty.

I'm 73 and a retired person. And it's terrible to live with the amount of money that I receive from my retirement check. I only make $1200 a month and that is not enough. I saw reverse mortgage in a TV program and saw its benefits. So I called the number they gave to me and quite a few companies had called me. I ended up working with Liberty Home Equity Solutions and I would recommend them.

Everybody says that Liberty’s fees are high and I understand most of them. I made regular traditional loans for a savings and loaned one of my arrears so I know there are fees involved and I knew what I was getting into. The whole process took two months to complete and in general, everybody from Liberty was very knowledgeable. Their lending officer was really good, very nice and very professional. She came out and was very helpful. She always answered the phone when she could and it's too bad she couldn't stay with it throughout.
Their processing officer was very pleasant and very good, too. He tried to keep it moving along but the processing company was almost rude about wanting to give documents. They should have given me something when I signed but they didn't, except for a blank CD that I couldn't even open. I told them I wanted the documents and they said there were so many pages. I told them that's tough but I still want a copy. Then they said I had to write a letter. So I wrote one on November 6th but they may not have gotten it processed yet. Their name is Ocwen and I get my statements from them monthly. They're not very friendly or helpful and I'm not happy that I haven't received any documents from them. Other than that, my experience with Liberty went good. I've gotten one check and it's supposed to be automatic deposit on the first. So I'm presuming that's all set up.

I was in the office of my money marketer guy that deals with all my finances and we were thinking of a solution to try to get me more money in my home equity because none of my kids needed help and I needed some cash. He looked up some online and the first one was Liberty's name, so I called and the first girl I got on the phone, Kelly, was so sweet and great. So I stayed there 'cause my money marketer guy told me the companies are all the same. They're run by HUD. I own my home and I could have gotten an equity loan, but I would have to pay the loan off.
I'm 70 and there's a lien on the property and that much money wouldn’t go to my family, the balance would. After they sell the property, they get paid first with whatever the property's worth then my family gets the rest of the money. Part of the loan offer is that I could get an extra amount, but I could also have them pay some of my bigger bills that I don't have to deal with anymore like my homeowner's insurance and my property taxes which is the way I wanted to go. I'm not destitute but things are getting more expensive. I have a few financial problems so I ended up with just having self-security and a few dollars in my money market accounts. I knew I needed more money for the future.
Going through the process at my age, it's very important to have somebody on the other end because this is not something that everybody knows about. It's also something I was a little bit afraid of doing because I didn't really quite understand all of it. I got through a lot of things with Kelly and then it started getting more difficult. She left the company and I was passed on to a woman named Katie and I didn't get along as well with her. I got some good counselling over the phone with some other people that were involved and then I had to do an assessment which came out great. I had a few bumps in the road and she has a co-worker named Chris, who I got to start talking with. He was incredibly fabulous and I can 110% vouch for him. He made me feel more comfortable and we always had some good laugh. I knew I was being recorded but I didn't hold back which was the best part of it. I almost became friendly with him in an instant.
The process took longer than I thought and there were some issues they had to deal with. We did everything over the phone and a lot stuff through the mail. There was a problem with the trust that I had that I had to get the original trust fund. For some reason, I couldn't find it so I had to get that from my lawyer and that was 14 years ago when my husband died. I had to hunt the lawyer down and pay him to find it in his archive. Overall, the experience and the people were very good, but it was exhausting for me. My advice to any company out there is to remember to talk to their clients in a kind fashion.

I went online and started looking for reverse mortgages and learning about them when I ran across Liberty Equity. They picked me up off the internet search and contacted me. I got to talking to them, doing research and I was very impressed with their professional approach. They gave me answers to a lot of questions that I would never have thought to ask. I dealt with Michael and he did an outstanding job of walking me through the process and helping me understand things. The other lenders I talked to were high pressure and turned me off. But with Liberty, there was no pressure and I had a very good overall experience. I was very impressed with everyone I talked to and would definitely recommend it to some friends.

I did my homework and found out that Liberty has great reviews on Better Business Bureau. Getting a reverse mortgage was the easiest to do for us. I'm not going to put my mom in a nursing home, so I'm getting care for her at the house she owns. The loan officer had been in contact with me more than once a week. Plus, they really worked with me on the appointments. If I couldn't get back to them at a certain time, they worked with me on when I could get back with them. They were really personable and friendly. Plus, they really cared about what was going on in my household and how fast I needed to get this done. If anybody had to do a reverse mortgage, I would recommend them.

Doing a reverse mortgage was the best alternative and I knew of Liberty through Ocwen. I figured it had to be something that would be recommended since Ocwen was associated with it and the reps were very knowledgeable. My experience with Liberty was exceptional. Any questions I had were easily answered right away. I wasn't given a runaround of any kind and when they said they will do something, they did it right away.

I was trying to live on social security but it didn't work until I got my retirement benefits. Because of my back, I had to retire early so all I had was social security and it was too hard to try to live on that. There weren't any other options and I needed money at that time. I didn't deal with any other providers. They all look about the same to me. But Liberty Home Equity Solutions’ guidance was very good. I really enjoyed working with Eric, my loan adviser. He was really helpful, friendly, and knowledgeable. With Liberty Home Equity Solutions, everything went a lot smoother and quicker than I thought it would.

I had been doing research on reverse mortgages. There was one other company that had a better rating than Liberty Home Equity Solutions but I got upset with them. We were going at it real good. They had a notary come over to my house but when she saw the work that I'm still finishing up on the rest of my house, she called these people out in California and told them that my whole house is a mess. That I'm doing a lot of reconstruction in there and not to give me the loan. That blew me to the roof and I threw them out of my house so then I called Liberty.
When they took over, I got a hold of Tullis. He's a cool guy and is very diligent. He was very exact about things. But what impressed me about him was that he's honest about telling me the circumstances so I knew why he has no control over what's happening in the background. Because of him, I can see how many of Liberty's people could be frustrated because they're being told one thing and second things are happening. And I got caught up in the middle of it, especially when I did the paperwork. I gave him all the stuff but he told me that they're not ready for that. That they got to take me through this in stages. And that’s a big problem. I'm ready to rock and roll, lock and load, and give them everything they want. But according to FHA, it has to be done in stages of acceptance. That frustrated Tullis. They say, if it goes over three months, they are giving me 500 credits. Mine went over three months.
Everything that Tullis asked me to do, I did with impunity. I went out and borrowed money. I spent $16,000 of my money in remodeling everything to bring everything up to the standard where I could get approved in the different levels of acceptance put on by Liberty. Then they would get back to the girl over in California and she would send a message to Tullis. Tullis would call back and tell me that I need to fix the ceiling in my mudroom. In a matter of days, the thing looks like it's all brand new. Then I found out it didn’t matter at all because the inspector wouldn't even be looking at it. I spent money for that. I've spent time on it.
Then the next thing, I'm still waiting. We're still in limbo. But then talking to Tullis, I felt bad for him with three to four people because he's got other clients he must take care. But I spent a lot of time understanding and making sure I'm knowledgeable because I don’t want to be like one of those garage dummies that wasn’t paying attention as they lose their houses because of some stupid piece of paper. So, I'm not happy with the circumstances because I'm totally out of control. I am extremely upset.
In addition to that, I got a letter from the people handling the maintenance of the reverse mortgage. They told me that I had some kind of maintenance agreement write-up I set up concerning my master bedroom, which I did not have. I was not even aware of this, but the people withheld money and made it where I had to have another HUD inspector come in and check the painting on my walls. I had to pay him $175 of the $612 they withheld from me. There was never an issue with the master bedroom, to begin with.
The first time I got the letter and called, they told me to call them and they'll help me get through it. They were referring to the floor needing fixing. The floor had nothing to do with the original inspection put on when they came in to let the HUD people see it. I was totally unaware 100% that they still wanted me to fix something in the master bedroom. Then they withheld money. Also, my mama died so I remodeled the whole half of my house after she passed away. The wall in question is the backside of my mom’s room, where I had them put new drywall in because it used to be a door between the two rooms. What caught their eye was the sanded off area where they're seeing white blinds where they put the close-up joints in the drywall. As a result of that, I went ahead and started tearing it up since I was going to remodel that room anyway. So I started taking down the rest of the drywall on the other side. I was thinking to knock out the wall and put a French door in because of what I did in my mom’s room.
Then I get this letter saying I needed to paint the walls and they're going to have an inspector come in. Now, I'm committed to doing the whole job even though I don’t even have all that money to do it because I was going to do it in stages. They're giving me until next year to get it completed but I don’t like the way that it all turned out. It's bad. Originally, they didn’t even know what they wanted me to do. And I'm talking to the people that are supposed to be controlling all of this. They had to go before and get another review from the upper echelon people. But it's like they're making things up because there's format to get through. And here's another thing. I've had to call Liberty's home office three times. And then I've got a guy on the phone. He said that he's one of the 3,000 people working there and he's not familiar with what I was talking about. I then asked him why did he answer the phone. He said that it's the way it's set up.
So I just wasted all that time getting a hold of them in California, which means I got to wait here in Orlando because of the time difference. And there's a lot of customer service request - like I have to call this number, or I got to get some guy working on the 89th floor and it's not on the notary system. You can't get to the person you need to talk to about your specific case and that's very frustrating. All in all, before it was all set and done, I ended up spending close to $21,000. I got $8,000 for my sister and my own money. I borrowed whatever I could to make this right, so I could get this mortgage. And that’s a lot of money. Plus, I'm the one who did all the labor. Not to mention, I've got 12 stents in my body, severe arthritis, and sleep apnea. Tullis knew all this, and he was amazed at what I was able to do. But the bottom line was I needed the money because I deserve it. I'm on top of all this stuff.
