On March 7, 2023, I booked a VRBO rental through Expedia and the rental was not available. The property owner said that apparently they double booked. I paid $1550.00 for this particular rental. The next day, I booked another rental for $1669.00 that also WAS NOT AVAILABLE. As of today, April 11, 2023, I have not received my refund for the $1,669.00 that I paid and it took 4 weeks to get my money back on the $1550.00 rental. Needless to say, I will NEVER book any rentals through VRBO again!! I have called numerous times and spent HOURS trying to get my money back. This company should be shut down!

VRBO will not do anything for the renter. They will allow these so called Hosts that are nothing more than scammers to screw you out of your money. It's pretty pathetic they allow these people to remain on their platform after the things they do to people. To me that makes them just as bad as the host. At least Airbnb will have your back. Do not use VRBO and def do not rent from Bismuth Partners. Nothing more than crooks.

I'm not using this site anymore, I write this to help you save your time. I've tried booking through them a couple times now and so far have a 100% cancellation rate. I booked a house in Oklahoma 1 year in advance (sept 2022) and 13 Feb 2023 they notice all of a sudden that someone else had booked the same place so I got refunded. Not sure why it took that long...sounds like ** to me.

So 23 Feb I try again, this time booking a place in Dallas for 24 June. 11 April (6 and a half weeks later) I get notice I've been cancelled because they "didn't adjust dates" whatever that means. I understand double booking occur but let people know immediately not months later when there are no more affordable options. The service this website has is awful. Just book somewhere else and get to stay where you want instead of being left with short notice to find a place and ending up having to pay WAY more.

Someone from VRBO called me and said since I left 1 star they can’t refund me. I booked on the site which guaranteed me a refund for misrepresenting. I had to clean the bathroom myself. Hot tub didn’t work. The host stated he knew the hot tub was down. It happens once a month. They should have listed that so I didn’t expect something I wasn’t going to be able to use.

This was my first, and last time booking through Vrbo. I WOULD NOT recommend anyone booking through this site! They are not very helpful at all with the inaccuracies of the host. I booked a property in Sunset Beach, and after arriving there I was very disappointed with the cleanliness of the property as well as the amenities. The property looked as if hadn’t had a good cleaning in weeks.

After driving 10 hours in heavy rain, I was very frustrated and called Vrbo because I wasn’t successful in contacting the owner and Vrbo couldn’t get a response either. I wanted a refund so I could book another place, but I was told to just wait and give owner time to respond. They cannot and will not offer any refunds or discounts! It’s totally up to the owner. So you will either have to wait and ride it out until the owner responds if they respond, or lose your money! We paid over $1200 for 6 nights, and we couldn’t afford to lose our money. The lady finally connected with us and we were able to come to an agreement, but never again! Vrbo should be able to do more in assisting their customers.

"I had a very disappointing experience with VRBO and the host, Careen **. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen ** asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed.

Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference.

I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen **, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen ** and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations."

I booked a VRBO for the Historic Bush Cottage in Montgomery, AL for April 20 to 22 and paid for it about six week ago. Then last week I suddenly got an email saying my booking had been cancelled and my money would be refunded. I sent the host, Tara E, a note asking why the booking was cancelled. She didn't bother to reply. I thought that maybe the house had been damaged with the recent tornados in Alabama. Then, last night, a friend of mine went online and found that the house was still available for April 20 to 22!

I called VRBO to complain and the woman I spoke to said they had no control over their renters and that the only thing they could do was log my complaint. I asked if there was an email address I could contact to explain my complaints to a supervisor. No, she said, VRBO does not offer that service. I have rented VRBO in Canada, Italy, and France and have always been satisfied with the rentals. Not this time. The hinges on the gates of hell will freeze shut before I deal with VRBO again.

I recently booked a home for a family vacation. The booking indicated it was a 3 bedroom house and slept 6 comfortably, when I booked initially it was for 4 people, myself, husband and 2 grandchildren. Immediately after booking my daughter advised she was booking a flight to join. We didn’t think it be an issue and I contacted the host to let her know of the additional guest, she immediately with no response cancelled the booking, Stating she felt she was being scammed! Of all things I’m not a scammer or fraud artist, I take this claim very seriously. I was then asked to stop messaging the host as she felt threatened and disrespected. Of all I was the one who had off feelings. I paid for a vacation, I committed money and extra fees for insurance. I just want all of my funds returned. As a result I had to book another home for more money and had been out the refund at the time because refunds were not immediate.

In March 2023 I used Vrbo.com to book a rental house for our spring break vacation to see our grandkids in San Antonio, TX. My son-in-law is stationed at Lackland AFB so we wanted somewhere close by and found a nice little house near the base. I had messaged the property owner several times but never received entry instructions for the house. I was able to find a phone number (through AirBNB) and called the owner. He said the property was no longer available and that it shouldn't have been listed, although it was still active on both Vrbo and AirBNB.

We did receive a full refund but because it was spring break, there was nothing else available anywhere near their home and it would be several hundred dollars more at a hotel over 30 minutes away. When ended up sleeping on the couch at my daughter's house and made the best of a bad situation. Several days later I received an email inviting me to leave a review, which I did. Here's what I posted. "According to the property owner the property should have been unlisted from Vrbo months earlier. This left us stranded without anywhere to stay during spring break. I don't know that I'll be using this app to book a property in the future. Date of arrival - March 11, 2023."

Today I received an email from Vrbo.com stating my review could not be posted to their site because it did not meet their content guidelines and that my submission contains a customer service-related issue and that I would need to contact their customer service staff. When I contacted them I was told that because I did not complete my stay I was not able to post a review. Since they are not allowing me to review the property owner, who may or may not be at fault, or their service I'm reviewing them here and warning you to be careful if you use their service.

It is apparent that VRBO had no intentions on protecting the traveler from scammers who are looking to make a quick buck. After viewing all the listings for vacation rentals at this site, I settled on one from MNM Companies in Naples Florida who provided pictures a lovely home in Fort Myers Florida. After acknowledging the available dates, the company sent me a contract where the money (all three days) was due upfront even though it was a month prior. After arriving at the rental, I discovered the pictures and description on the VRBO were totally false, a clear sign of fraud. The home was severely impacted by the hurricane several months prior but their pictures and description were never updated on VRBO. It was a safety and health hazard to access the property along with being a very unsightly place with destruction all around.

After contacting VRBO, they send time a form to complete with no guarantees to seek compensation or admit their responsibility in posting misleading and false listings. I am done with VRBO, as this was not the first but will be my last sad adventure with a company does not care about its customers but only serves to the dishonesty of its listing companies and people. They need to frequently vet and review their listings to preserve their business reputation, but they have not!!

I was traveling to Ireland from the US and wanted to cook Easter dinner for my daughter who lives over there. I needed a place with a kitchen and found a lovely property on Expedia. I was then routed to Vrbo as it was through a partnership with them. I attempted to contact the owner through the site to find out what kitchen amenities are available but received no reply. Two weeks later, a day before I was to fly out, I still had no check in procedures so I called Vrbo. They contacted the owner and he said it was no longer available.

I had paid and received a reservation that was confirmed months ago. I was not without a place to stay. I had to call three times and spent three hours to try to get a new place but instead had to settle for a refund. The policy stated I could not get a relocation until the actual check in date. I would have had no phone or way to contact them. This is ridiculous. The man helping me on the phone did his best and the manager at least got me an instant refund but the policy should have an override. I would have had no place to stay. I found somewhere else on Booking.

We went back and forth and when I realized I couldn’t get my $$ I just agreed to book. While I was working with the owner's assistant he went out and accepted a booking for my week. He is now being paid double for the same week and here is Vrbo's response:

"Dear Jennifer, This is a courtesy email from Vrbo customer support. I am sorry for your experience, I completely understand your concerns. Please reach out with property owner to negotiate about refund since Vrbo does not impose refunds outside the cancellation policy. Regards, Ghel Vrbo.com Support Team

Vrbo help." I was on the phone with Vrbo trying to get this resolved when the owner cancelled. So this was not outside of their cancellation policy as they were assisting me when he did it. I specifically told the owner not to cancel if he will not return my funds. He did it anyway and Vrbo did nothing.

We decided to forgo Christmas presents and go to Florida for the holidays for a family vacation. We booked through VRBO with a Evolve as the property management company. We knew that hurricane had hit the general area in September. We placed several phone calls to the VRBO to ensure that our rental property had not had damage. We were assured that the house and property were intact with no damage. We arrived on Christmas Eve to a house with tarps covering the roof broken siding and facia, the screened in patio that covered the pool was completely blown off and all over laying in the yard and pool.

The temperature in Florida was 32° on Christmas Eve and the heat in the house did not work. The temperature in the house was 45°. We had to stay overnight in a freezing house given the fact that we had nine people and nowhere else to go on Christmas Eve. The owner was contacted and the heat was fixed the next day. The property was grossly misrepresented. The microwave was broken, there was no barbecue pit as advertised. We were told we could access to the garage and the garage was locked. The patio cushions were missing making It unusable. The pool leaked and was green. The owner is still booking the property after all the above was reported

We reserved, confirmed, and fully paid for two Maui condo rentals in July 2022 (eight months ago!) as part of a huge family reunion at Napili Bay. Six other families are part of this, and it is Nanny’s last time she’ll be able to travel to the islands. Big, big deal, meticulously scheduled. The reunion starts in two days. Two weeks ago (!) Maui Paradise Properties notified us that there was a “glitch.” Due to an exterior re-painting project known to the property owners months ago, we would not be able to use one of our reserved, confirmed and paid in full condos.

The closest property they could find as a substitute was in Kahana, not close at all to our activities at Napili. We had to scramble ON OUR OWN to find last-minute accommodations at a much higher rate. Through it all, VRBO was a tremendous…what’s the word…BYSTANDER. We eventually got a refund, which won’t come close to covering our additional expenses. But VRBO took no action whatsoever.

So be forewarned: VRBO is a website, some algorithms, and a catchy marketing campaign. They are NOT in the hospitality business, and if any issues arise, VRBO is just there to collect a percentage of your room rate, NOT resolve problems. From what we can tell, neither the owner nor the management company (which in this case is the actual VRBO client) faces any consequences from VRBO for blowing our once-in-a-lifetime reunion plans out of the water. Perhaps AirBnb is no better in these situations; we’ve used both, and never had an issue like this with AirBnb.

A call was placed to VRBO on Thursday and the only direction received was to contact the owner for a refund. The owner still hasn’t responded to me or Vrbo.

No one from Vrbo followed up to rebook. It was spring break and it was a scramble to book a hotel. There were 4 of us in one hotel room. After numerous follow up and hours on the phone, Vrbo finally confirmed their rebooking department forgot to call us and book us in somewhere equivalent. This was Saturday night at 10 pm. The hotel with 2 rooms was only for one night.

The rebooking department sent us a list of equivalent properties but none were available for the remainder of our trip. Sunday morning, I called vrbo back asking for them to extend our reservation until Wednesday so we could salvage something of this vacation. The person from Vrbo told me there was no availability at the hotel we were at. While on hold, I called the front desk of the hotel and surprise they did have space for us. So after another follow up we are finally able to stay put until the end of our trip on Wednesday. We are pursuing legal action against Vrbo for the fraudulent property and lack of response leaving our family stranded on what was supposed to be a simple vacation.

My wife and I rented a condo in Phoenix that initially looked very nice. Our stay included roach infestations, serious plumbing issues, and cleanliness concerns. We never received any kind refund. Once the owners have your money, you have no recourse if the rental doesn’t meet your expectations. I tried repeatedly to leave negative reviews in regards to the property's condition, but VRBO wouldn’t post them! All they post are the positive reviews. The customer service is a joke...drawn out on-line chats that go nowhere, e-mails are not responsive and go nowhere, or phone calls that are literally incoherent due to language barriers!

NEVER again would we use VRBO, I’d rather stay in a tent, it’s a scam!

I have been using this company for decades. However, my recent experience suggests that it has destroyed its service. I showed up to a location I booked in a country a long way from home only to discover that the owner of that property had resigned from VRBO over 6 months previously. When I turned to VRBO to make this right, all they would say was the property owner was responsible. The property owner says he never received any money from VRBO and any claim to the contrary was bogus. The system works okay if you do not run into any difficulties but it uses rules and bureaucracy if anything goes wrong. Buyer beware.

My father saved for 8 years to take his whole family, kids and grandkids on a family trip together. We arrived in Mexico and got to our private, gated residence and were told we could not stay and enter due to community fees not paid by owner. Tried to contact VRBO for 3 hours, stranded in a driveway at gate, with nowhere to go in a foreign country. VRBO was no help and said, "Oh sorry. We will credit you half of your deposit." We were told to find a place to stay on our own and tried to use, “so called credit “ when we returned and spoke with someone who barely spoke English that the credit was no longer good. My father passed away a month after our vacation and it was completely devastating and his wish was never granted. So disgraceful that a company like this exists. DO NOT USE VRBO.

The host of a property we booked 6 months in advance cancelled our reservation on the day we were meant to check-in. This means we had already flown our family of 6 to the location and had no means of cancelling the remainder of our trip. We were provided no good explanation for the cancellation - we hadn’t paid (which was untrue) and then the a/c was broken, and ultimately declined to explain and at one point actually hung up on me.

VRBO eventually acted as if they would help, but after hours and hours on the phone (at least one hour per call, wasting precious vacation time) we kept being told to wait from a call from the ever elusive “rebooking dept”, which none of the customer service agents could actually dial-up in person or give me any indication of when they would actually contact me. Needless to say, we never received any call and had to make bookings each night at different subpar hotels as accommodations were limited over spring break. Vrbo is fine when all goes according to plan. But when anything goes off track, they cannot be counted on to honor the commitments that were made with the original booking.

I chatted online and when I asked to speak to a supervisor so that I could try to figure out what they were objecting to, they disconnected the chat. The entire 14-night vacation was paid for by February in accordance with established terms. I received a phone call late afternoon on March 4, 2023 from Evolve stating the host had canceled my rental due to AC leak. No options were provided to continue with the reservation but without AC until it could be repaired. While Evolve and VRBO quickly refunded the entire fees paid, they did not offer any other properties instead. Finding another property was left to me. With just days before my planned arrival, I could not locate an acceptable rental option and hence had to cancel my entire trip.

As of now, still trying to find a way to offload spring training tickets I had purchased in advance. As of this writing, the property is not available from March 8th, my check in date, through March 27th. It makes me wonder if the property owner got a better offer and canceled my rental agreement as a result. I highly caution anyone renting property ID 7120590. You may be surprised like me with a late cancelation by the host.

A renter had received a charge on their credit card from a numbered company from Dublin Ireland that their bookkeeper didn't recognize so they labelled it as a fraudulent charge. That charge was from VRBO. They rented the unit in Dec 2022 and left a 5 star review. In March we received an email from VRBO indicating that the traveller requested a full refund and that it was granted to them... without asking us what happened. When I called in and talked to Adam he indicated that there was nothing they could do, I could talk to the traveller to see what happened and that they could start a claim but it would take 6 weeks to get a refund and "hopefully" I could get the full amount back.

I called the traveller and explained the situation. He had his accountant pull up the credit card statements to find that they did label it as fraudulent because it didn't say VRBO and that the request happened in the first week of January and now it was the first week of March. He asked how to pay it back so I called VRBO. Lana from VRBO then indicated that they couldn't do it through VRBO because the only way they can receive money is by putting in another reservation which meant I would be charged fees again. So the best way was for the traveller to pay me directly and that VRBO would just lose out on the fees.

So I called the traveller back, let him know and he sent over payment immediately. I then called VRBO back and let Sebastian know to cancel the claim I had been paid. March 8th I receive an email from VRBO indicating that the claim had been settled in my favor and that funds would be returned to me....from a claim I cancelled and had already been paid for.

So I called VRBO to let them know to not take those funds and that there was a communication error was on their end. To which they indicated I had to refund a certain amount back through the reservation...and that it couldn't be the full amount and then I had to personally pay him back the remainder in another form...and that I would have to contact the traveller that this was happening... after they paid me so quick and apologized for their error. Long story short... I'm cancelling my VRBO account and will never work with them again.

We received confirmation of our reservation and a puzzling request that we claim to be friends of the owners of the unit. We were supposed to give the owners' names at check-in. This seemed extremely bizarre to us, having to lie to get our unit. When we arrived at the property, the reservation desk had no record of our rental, and the "confirmation" we had received from VRBO did not have the info they needed.

We called and wrote to VRBO. It took them at least an hour to respond - no apology offered. After a few days, the resort had to move us from one unit to another since they had no record of our confirmation, ruining one ski day for us. We prepared a review for VRBO but it refuses to post it because we mention another short-term rental company, and says we should write another review without that company's name. No problem. We're glad to do it, but the site does not allow it: it says we have already submitted our review. This is why we're posting here.

This review is in regards to the handling of an upcoming reservation I made through VRBO for a property managed by Vacasa. The reservation is for a stay from March 10th-13th. On March 2nd, my significant other and one of the members of my travel group tested positive for Covid. I submitted a date change request, explaining the circumstances, the same day. I requested to change the dates to a weekend 3 weeks later. The property is available for the requested weekend, and the rental price is the same. No response.

The following day, I emailed Vacasa directly. No response. March 4th, I called Vacasa customer service. I spoke to 3 different reps with Vacasa and was given 3 different reasons why my change request could not be approved. 1st reason was because it was less than 7 days until check-in, even though the initial request was submitted on the 2nd, verified by VRBO. 2nd reason was because of the "30Day Cancellation, No Show Policy" even though I'm not trying to cancel the trip or get a refund. 3rd reason was because VRBO's policy says it is not allowed, even though it was on the VRBO site that I was encouraged to and given the option to submit the date change request. On my 4th call, I requested to speak to a manager. My information was taken, and I was told I'd get a return call from a manager the same day. Nope. Didn't happen.

Owners and renters beware. Vacasa is refusing to allow us to change our travel dates. There is absolutely nothing in the rental agreement that addresses date changes or gives any indication that there are any restrictions on it. The purchase of travel insurance would have been a waste because the purpose of it is to cover trip cancellations or trip interruptions, which this is not. Vacasa is basically telling us that either we go through with our travel plans or lose the $3000 paid. So I hope this is not your property or that you're not planning on staying at the this property after us because they are knowingly requiring a group w a confirmed COVID positive person & a possible infected person keep their travel dates rather than simply changing them citing reasons that are all invalid and based on their other reviews they do not clean the rentals properly between guest stays.

We were sent a lovely review after we departed the property but 5 days later sent a message about damages that had “occurred during our reservation.” Which are absolutely false. We are not poor people, and we are not disrespectful people. This is a matter of principle and the only reason I’m taking my time to share all this, is to help prevent this from happening to someone else. Being charged for damages that were not our doing is sad to us. We have rented properties all over the United States and have not ever had an issue like this and have always gone above and beyond to ensure we have treated the property in a manner we would like our own to be treated.

When we said we would note this nonsense in our review, their response was “A gentle reminder, guests are reviewed by the host as well. Hosts look at a guest’s reviews when deciding whether or not to accept a reservation.” And I don’t know about you, but if you ask me, that was a soft threat. So, I’m here to give the facts about the dishonesty taking place with this property/host/mgmt co. and unafraid of anyone denying our stay anywhere in the future. I found a new townhouse with a rooftop patio and jacuzzi which was close to everything and across the street from a beach. The first step was easy, just register pay a deposit and that’s it until 2 weeks before arriving. The second second step was difficult was to pay I full for the three week rental which I did. Then came the third step where they would not give me access codes into the complex or townhouse until two hours before check in. There in lies the problem. We were en route and when we landed in Cabo our cell phones did not work and we had no way to access our email to obtain the necessary codes. We had a 3 hour bus ride to La Paz and luckily a fellow passenger loaned us her phone so that we could get into our email.

Once we were settled we sent three emails, and made several phone calls to contact La Paz rentals, who were our “hosts”, with no response. Finally on the 4th day we got a visit from an agent who seemed very uninterested in the whole situation. We voiced our concern and asked for several items that were lacking but never heard back from the “host”. Throughout this whole renting process we never spoke to anyone who cared or once felt we were a valued client. I will never use this company again.

For those reading, I will share with you my experience. I booked through VRBO.com a place that was available and at a reasonable price (not even the cheapest place I could find) for a 4 night rental. I decided to email the owner to get additional information on the property. At which they (Karin **) replied they decided to book it privately to some else for that period and were cancelling my reservation -about 21 days before my arrival. That said, I am coming from Canada going to Austria (Hinterthal) for my father's 80th B-day with my family (wife + 3 kids under 10). The worst parts is, by now, all other accommodations in the area are 3 to 5 times more expensive than what I booked (I mean thousands of dollars more). VRBO.com did absolutely nothing.

They promised to find me 5 similar accommodations in the area at a similar price -of which they did not come close. They didn't even bother to offer a discount or attempt to waive their fees for a more expensive accommodation I was looking into/prepared to pay more. They wasted over 3 hours of my life and energy to tell finally tell me that "it's my problem/fault" the owner cancelled -can you believe that! In sum, They (VRBO.COM will not help you and their Guarantee is a scam/façade -the fine print allows them to wash their hands clean for most failed bookings/situations. This company protects the owner not the clients/consumers. Buyer beware as they will not help you should the booking not work out -it's all an illusion, and they make profits of the successful bookings and leave all failed bookings in the gutter. Good luck, and choose else where if you can.

Ken contacted me and said that the owners of the property no longer wanted to work with VRBO and I needed to reserve the property through a different site called Vacasa. I tried to reserve the property through Vacasa but it was not available. Based on that I rented a different property through VRBO. Four days later, Ken confirmed my original reservation and charged my credit card! I called him and explained I reserved another property and he said he would cancel my original request and refund my money. A week later and he hasn't done it. Booked a trip to Panama City Beach, FL through VRBO at Tidewater Beach Resort condo, managed by Vacasa and encountered the following issues:

    12/23/22

 TV Issues: Arrive at Tidewater Beach Resort condo, with temperatures dipping below freezing and wind chills in the single digits about the only thing to do is watch tv. Tried turning on the tv to no avail. After contacting VACASA was told to check all the connections. Although this isn’t our job, everything should be in top working order BEFORE arrival, we did pull out the TV and checked that it was plugged in which it was, then moved to a different outlet which got the TV to turn on. However, no cable was available. Was able to get Netflix to stream so watched that for the evening.

 Hot Water Issue: Water did not get hot for showering, with 5 people in the unit knew this was going to be an issue.

 Pantry Door Issue: Initial opening of the pantry door caused it to fall off track rendering it unusable.

    12/24/22

 Maintenance came; very nice and helpful. Fixed pantry door, checked cable and sent order for a ping to be done, and set the temperature higher on hot water heater.

    12/25/22

 Tried washing a load of clothes. Water kept shutting off, finally got the load to run after continuously pushing buttons. Next person to try a load never could get it to spin out and had to hand wring their load. Obviously quit trying to wash clothes at that point. Once again contacted VACASA to let them know we now had an issue with the washing machine and still no cable.

    12/26/22

 Found water leaking from bunk room toilet.

 Maintenance man (Same one from 12/24) came to check on washer. Determined it was a faulty switch on the washer and it would have to be fixed by an authorized person. He submitted a repair request. While there he fixed the toilet issue.

    12/27 & 28/22

 Despite numerous requests & pleas to VACASA nothing was done to fix either the cable or the washing machine. On the evening of the 28th it was discovered that the garbage disposal also did not work, never reported since we were leaving on the morning of the 29th.

    12/29/22

 Left early morning with no resolution to our problems other than a small refund being offered. We are fairly that nothing would be done and the cycle would unfortunately start again with the next renters coming in.

In conclusion it appears that other than quick fix issues nothing is done to address tenants concerns with the knowledge that the average tenant only stays a few days all they have to do is keep pushing them off till they can get the tenant out the door for a new arrival. I would be very hesitant to ever use any rental that is associated with VACASA, VRBO, or, Tidewater Beach Resort.

On Dec. 12th 2022, I booked a resort condo through VRBO for a family vacation in Florida to celebrate my 65th birthday. I booked and paid for a rental for 4 adults with 3 beds. The property I booked was listed as a two bedroom that sleeps 6 with a bed in a common area. When I was searching on VRBO before booking my rental I remember seeing that a bed in a common area would be a sofa sleeper/futon bed which I felt was acceptable for my adult children to take turns sleeping on. In my communication with the host I clarified that we were one couple and two other adults and needed 3 beds. I was assured the unit I was booked in had three beds. I also was concerned about our late check in since our flight was arriving in Tampa at 11:15pm. Our host knew about our late check in and provided instructions for the remote check in process.

It was 12:30am. By the time we got to our VRBO condo and were quite surprised and disappointed to find only 2 beds, and a small couch and chair not suitable for sleeping. I texted the host to inquire if we were in the correct unit explaining that there were only two beds and we needed 3. He replied that the 3rd bed was an air mattress and we could find it stored in a closet. I checked all the closets except the one in the bedroom where my son had already gone to bed. We were all tired and went to bed for a less than restful night of sleep.

The next morning I found the air mattress and called the host to let him know I felt I had been misled about the bed situation. He insisted that the 3rd bed in all of their rentals is always an air mattress! I never saw anything from his listing or general information on VRBO about an air mattress being a suitable bed in a vacation rental. He continued to insist that we were in the correct unit and the air mattress was the 3rd bed and that it was brand new! I told him it was not new and looked well used! I needed instructions on inflating the bed and kept him on the phone while I inflated it…The air came rushing out thru a giant hole in the seam! I let him know the air mattress had a giant hole in it and texted him a picture of it after I ended the call with him.

After I ended the call with the host I started a chat with VRBO about the situation. During the chat with VRBO the host texted me saying another mattress would be dropped off that day. Subsequent to the chat, I was on the phone with an agent at VRBO who, after a full explanation of the situation and sending a video of the property, finally agreed that VRBO could rebook us in another rental, but only if the host cancelled our current booking.

Sometime around 1:15 in the afternoon an anonymous person, I was later told it was from Instacart, dropped off a new, in the box air mattress. Unfortunately, the pump included with the bed needed batteries which were not included! I texted the host and requested he cancel our booking and he refused. His only offer to me was to Instacart the required batteries. I called VRBO back 3 times to escalate my complaint and was hung up on 3 times as soon as I explained that I had an open complaint. I finally had my daughter call on her phone and she was able to keep an agent on the line for about an hour while she tried to contact the host, also insisting that VRBO could not rebook us unless the host agreed to cancel the current booking. The host was unresponsive to the agent.

My family and I decided we did not want to invest any more of our precious vacation time and energy in a long battle with VRBO. I then texted the host and said we would stay in the unit if he could refund the cleaning and service fees. He refused to do so and would only insist that the “extra guest” was being accommodated! We did not have an extra guest! I booked and paid for a unit with 3 beds for four adults! My family and I then discussed other options and the possible repercussions of other actions. We ultimately decided that we could make the less than desirable situation work so we could enjoy the rest of our trip without worry of retaliation from the host. I texted the host to send the batteries. We never used the air mattress or the batteries.

Meanwhile, we noted that the carpet throughout the unit was very filthy with some very large stains, ceiling fan fins were covered in a thick layer of dirt, there was a large smear of grease on the cabinet over the microwave, the stove and microwave were either very dirty or damaged, there were several holes in walls and dents in doors. I took pictures of all of the dirt and damage which are time stamped within 48 hours of our arrival.

One of the other things I confirmed prior to our trip was the availability of the pool and hot tub listed as an amenity on the property. I was assured that they would both be open and the hot tub would be hot. On the day after we arrived, the hot tub was barely half full. Finally, 3 days into our stay, water had been added to make it full, but it was cold. On the 5th day, the temperature was finally hot. Just another disappointment and example of the bait and switch listing on this property.

In the instructions from the host which we received the day before our stay, he included a very firm warning about guests not having ANY contact with the leasing agent or the concierge of the property and if we did our booking would be immediately cancelled without a refund. We didn’t get these instructions until just before our arrival. I find this to be suspicious and it cast an additional ominous air over the entire stay. In a nutshell, the listing on VRBO was completely misleading. The pictures posted on the listing were not pictures of the unit we stayed in. There were only two beds instead of 3 and the place was dirty. We had no help or recourse from VRBO. I will NEVER use VRBO again.

This would’ve been fine but the same listing was found for 5x price the next day. (As I mention later, this exact thing also happened to another customer). We called VRBO because we weren’t able to leave a review for the listing after all this.

They first claimed you have to make the review within 14 days of the stay, which is incorrect based on their own website which says word for word: “The guest and host have one year to provide their review. However, once one party submits their review, the other party has 14 days to complete their review.” They said sorry for getting that wrong and then said we still couldn’t leave a review because the listing was cancelled and we didn’t actually stay on the property. This was also incorrect because there was another customer who detailed the exact experience we had, and they were clearly able to post a review even though they didn’t stay on the property. After researching, I saw this reason is used everywhere by VRBO to stop people from writing bad reviews. After all of this, they said they would look into it, put us on hold, and then hung up.

Do not use VRBO unless it's written in stone that you are making a commitment to being charged at least 10% of the rental to make a reservation. Go to the actual owner or property manager. We finally - after hours - got the owner to respond. After a lot of negotiation, and the fact that she did not want me to post pics of the neighborhood with her post they decided to refund. Of course, I was told VRBO does not guarantee the safety of the neighborhood (understandable, but when you are in the most crime-ridden part of the area it is not reassuring).

It is now Jan 20 and I still am having trouble getting my refund from VRBO. Per VRBO they are a third party. Even though I paid VRBO, it is not their responsibility to refund me - I have to contact the owner - even though I have in writing that I am going to be refunded. Apparently, VRBO gives the money to Evolve and Evolve pays the owner, My credit card company is going to handle this from this point on for me. If you pay VRBO and your reservation is cancelled and you have in writing that you will get a refund, VRBO should be refunding you. They are just trying to make it difficult for me to get my refund. VRBO refunded their charges; but the host kept saying he did not have the money and that a third party had the money and he didn't know why it was not refunded yet. I ended up NOT disputing the charge on my credit card, but actually marking it as a fraudulent transaction since I had never authorized this third party to charge my card. It was almost worse that she skulked around and did not introduce herself to anyone. After spending several days in the airport and our Christmas being ruined by the airlines, we also got the privilege of paying over $4,000 for a condo that we could not use. We kept in contact with the host during our ordeal but no one seems to care about people and their hardships. We will NEVER use VRBO again. They charge you extra fees for nothing.

Stay away from VRBO! We rented a very high property for a lot of money. The property was not was listed in VRBO- 5 bedrooms not six- so there was not enough room for all of us. Pool was dirty and too toxic to swim in, hot tub was broken and filled with sludge and bugs. There was duct tape all over master bedroom window. We called and emailed VRBO as soon as we arrived. They kept disconnecting us and no one ever responded to our emails. Once we got through in the phone- the guy said we had to ask the owner for a refund, being a scam artist of course she didn't offer us any money back. We had to pay in the with VRBO months in advance so there was no recourse for us. This company is not honest.

Then I spent one day to deal with this very stupid process on my first vacation day. Then they said I can get one night hotel free but I have to look for that hotel by myself. Then I did everything according to their instruction. And I send all the documents they want, when I call them, they still ask me all the same question. Finally, they said they will built up one team to work on this to try to contact with host. But nobody can find the host actually. They do not say anything about how to return the money. But then, SURPRISE!, they DID have a house. It was awful. Went from renting a 4000 sq foot home to a 1400 sq foot relic from the 1970s. VRBO and its "guarantee" meant absolutely nothing. For the first one, the owner cancelled because of a double-booking. For the second, it was initially confirmed online, and then cancelled with no reason provided. There is no way to send a complaint to the company through their website, or to understand why a selected property is cancelled. Have others had this experience? On a competing site, I was able to book right away without this problem. It seems that VRBO has properties shown on their site that are not actually available for the dates selected.

Rented a CHRISTMAS vacation home through VRBO. Apparently they have independent companies that come to them to fill their rental locations as well. In our case it was Gertrude Vacation Rentals property in Sarasota Florida, that we found on VRBO. We rented it (through Vrbo) and were contacted by “Dan” owner of a Gertrude Rentals in Sarasota. My husband and I arrived for our vacation at the location on December 22, 2022, very late in the evening. We expected other guests in the morning. We noticed NO HOT WATER in any of the bathrooms but decided it was too late to disturb the owner, so we decided to wait until the following day.

The following morning was hectic, shopping, baby, kids, other guest arrivals, etc. We came back in the late morning to welcome our final guests, put groceries away, and unpack…only to find a disaster. All three bathrooms toilets were overflowing, one was also leaking from the floor seal, sewer smell was overpowering through the home, and the sinks were somehow clogged with yellowish water. Still no hot water. We contacted the owner of Gertrude real estate company (Dan) only to be told to sit tight, or leave…. It was our option?.. And plumbers would likely arrive within a few hours?

Backyard was our ONLY option for bathroom needs, we didn’t dare cook or prepare food in the sewer smell environment, and the 3 maintenance men arrived only to track sewer water from the bathrooms thru the entire home as they worked. And worked. And worked. And then gave up and called a “master plumber” and tell us this was well beyond their scope.

We called Adam to say we are horrified and disappointed and are leaving…. Literally turning around and going home. A Christmas nightmare. My first and last Vrbo experience. Dan basically, long story short, said he has another location we would have to go to, or stay where we were. We declined both options for obvious reasons and let him know we were leaving. Unhealthy environment for the 2 young children and infant, and for us. We left. Dan contacted us at 6pm to tell us issues had been resolved and he’d send in a cleaner to “tidy up the bathroom”!??? Unbelievable. This home needed to be disinfected after all the rugs in bedrooms had been trampled on by 3 men in and out of 3 bathrooms with toilet overflow in puddles!!!

We contacted VRBo throughout this episode and were told “not to worry” they were escalating this to the “American guarantee” team and would be reimbursed.

Not so. Michael **, the supervisor for the Vrbo resolution team, apparently contacted Dan from Gertrude rentals and they jointly decided on no refund. Michael ** said that was that. He was the final say and that Dan had offered us an alternative which we declined and that Dan we responsible for any “cleaning issues“ (this was not a “cleaning issue”, this was matter of health hazardous conditions in the aftermath of sewer flooding!). It was apparently, per Vrbo, up to Dan whether he should clean, not up to Vrbo, so that needed to be taken up with Dan himself. It was, and he still has refused to refund a single penny, despite then incredibly disappointing Christmas experience for an entire family.

The rental agreement included a mandatory $1000 damage deposit, and SCUBA gear wasn't permitted inside the rental. These are both pretty major omissions from the policies on the listing. Best case, that is bad website design. Worst case it is an intentional obfuscation of the rental conditions. We got lucky, the cancellation fee was only $125. We contacted VRBO and were told that we had to wait until the morning of our check in before they could do anything.

Upon doing more investigating on our part, and contacting the new property management company, we found out the property was already booked to someone else for our stay. They told us they notified VRBO of the circumstances happening with this property, and many others under the old property management company, and asked VRBO to be proactive and notify anyone that had booked the properties under the old property management company, which they did not! Knowing we had no place to stay we never went to Morro Bay and the morning of our scheduled check in we contacted VRBO again and asked for a full refund, under their Book with Confidence Guarantee. After 3 months and 11 phone calls to VRBO, we finally received the following email:

So in other words, they have NO GUARANTEE!! Some additional information, originally, we had this same property booked thru AirBnB, which was cancelled thru them with no explanation why. We found the exact same property on VRBO and just assumed the property management company switched companies, so that’s when we booked the property on VRBO. After speaking in detail with the new property management company, we realized the reason we got canceled on AirBnB was because they were doing their part to be proactive, as requested by the new property management company. Nothing and we will get our money potentially after the day we planned to leave. They have your money and hold it without you being able to find another place to stay. They also repeated blamed the host, but the real problem we had was with VRBO.com and their policies to hold your money even though they can't guarantee you a stay.

Once I placed my order, the property manager said the price had increased from $350.00 to $800.00 but was offering a $100.00 discount. There was no indication that the price was $350.00. The property manager in my opinion either tried to increase the price as consumer fraud on me or thinking I was **, increased it to avoid renting to a minority.

I booked a 4 night stay in Miami Beach (Flamingo/Lummus Property ID: 2931463). One hour before arrival the host messaged me that they accidentally double booked and asked me to cancel the reservation so they would not be penalized. I called VRBO and asked them to rebook me at another property that was the exact same price. This was a last minute emergency booking because my apartment building on MB had been emergency evacuated for 10-15 days, and this reservation utilized the last of my money. VRBO would NOT transfer my reservation to a new, equal cost, property. Their 3rd party customer service (overseas) did not have that authority, but offered a refund (3-5 bus days) which left me stranded with not enough money to afford another reservation (let alone food) for the four days. Last night I slept in my car, and will see what comes of it, but my advice DO NOT COUNT ON VRBO!!!!

I signed up with the VRBO site to be a host during a slow period and compared to Airbnb, it was very difficult to manuever and not flexible in so many areas, that I could not even use the site comfortably. The VRBO calendar did not sync properly with my Airbnb calendar and every time I called VRBO, it sounded like I was talking to a robot, that did not care. I had a minor inquiry initially, from a prospective guest and it was like pulling teeth to communicate, especially compared to the Airbnb service.

The last straw was VRBO, falsely advertising that you will NEVER have a host stay on the same property with a guest. Well, that is so misleading. I personally have been running a very successful Airbnb rental for 3 years and have always stayed on the property, but in a totally separate, totally private area of the house totally free from guest interactions. I know others who do the same thing. When I signed up with VRBO, I advertised exactly the same thing, and discussed it with them, which they had NO PROBLEM with that, nor have my guests. So now I am seeing that VRBO FALSELY ADVERTISES that when you rent with us, the host will not be in the same property. VRBO, from what I can tell, from the numerous incredibly bad reviews, it sounds like they should not even be in business, much less advertising on National TV.

We rented a place in Scottsville Kentucky on October 7, 2022. The pictures on VRBO wasn’t nowhere near of what the actual place looked like. Once getting there after a 8 hour drive we went in and was preparing for bed and noticed spiders in the bed and bees in the house wasp. We called the home owner thru VRBO and ask them when was the last time they sprayed she sent a note back and said two months prior.

The house was filthy outside was horrible, holes in the front porch roof, steps wasn’t that safe the rail to hold onto was very bad. Bugs in the living room light outside and inside the globe. The front porch was no longer on the front of the House safety issues everywhere. Bathroom at the sink level outlet has no cover on it so if water splashed on it then the breaker would kick out. Exposed wiring, the decks wasn’t safe by no means. Rotten wood. The bugs was so bad in the windows you could hardly see out them. Spider webs everywhere including one in the kitchen with a spider on it. Back porch outlet was so unsafe, you could even go out the sliding patio door because of the spider webs.

We called VRBO the next morning and the customer service wanted pictures so I took pictures while being on hold and sent them to confirm they got them and they did, customer service advised us to leave the property because of the safety concerns. They ask if we wanted to be out somewhere else we said I want my refund back, customer service advices me that she was sending Al the information to the safety department and they would be in touch, so that was on October 8, 2022.

It is now November 9, 2022 and still nothing. I’ve been on the phone with VRBO 16 different phone calls and even right now as I’m writing this I’m on hold again. I want my money back. We did exactly what customer service told us to do because of the safety concerns. And still no money back yet, I guess I’ll have to call the credit card company and file a fraud claim on it. I don’t understand why I’m on the phone all this time and still no refund.. I still have the pictures I guess I get on Facebook and complain along with the pictures.

Plus, trash everywhere and chainlink fence. We took numerous photos from every angle. No way did we feel safe staying there, and did not!

We immediately went the nearest hotel, checked in and called VRBO. Wow were kept on the line waiting more than an hour, waited to be called back, called them and waited more than an hour again. We sent VRBO the photos and were given a case number. That was back in August 2022, WE HAVE NEVER HEARD from them again! No refund of more than $500. It is now November! We rented a condo with the agreement that there would be sleeps 4. My son and I went to Puerto Rico. First night I could not sleep all night. The bed was as hard as a rock. It had no springs whatsoever. It was a piece of hard foam. The living room sofa bed where my son slept was just springs. No mattress. It was a horrible experience. I called and said we cannot stay here. Then I started looking around and on such short notice I could not find anything reasonable in Puerto Rico. It’s very expensive. We paid $135. per night there for 7 days. We decided Kevin would sleep on top of blankets to try to soften the bed and I would sleep on the sofa on top of it. That is what we did.

The 2nd day the key that took us to the 10th floor broke in the lock. We did not break it. It broke itself in the lock. Maybe from lots of use, I don’t know. But we called the manager Maritza and she came and said, “Don't worry about it. It's not your fault.” The place was Ant infested. I got rid of their ants for them with Clorox wipes. Ants don’t like Clorox wipes. Since I came back I have had to see the chiropractor 3x. I called the company when I got notice that they were going to bill me $60 for the key. THE NERVE of them after we did not get any good sleep there and actually hurt my back too. I called VRBO and to complain.

I got through to the first person at Vrbo and they told me, "You will not have to pay for that key. We will get back to you." No one did in 7 days so I called again and this time she said that she would escalate the problem and they would need 7 more days. I asked to speak to a supervisor and there was not one available. I called again and got put on hold for 20 minutes. I hung up! WE did not break that key. It broke in the Elevator. I have called 3x. They are completely non responsive. They don't resolve issues. They ignore them. What kind of company is this?

VRBO said to call customer support at check-in time next day to give the host a chance to respond. Needless to say this added tremendous stress as we had to get on a plane and arrive at our destination without ANY idea about our lodging. When we landed we were told that since the host had failed to respond VRBO would provide the first night lodging at a hotel near the property. We had to check-out the next morning though and wait until 4pm the next day again, to book yet another hotel (the original hotel had no availability) to give the host time to communicate. The host continued to ignore emails and phone calls.

The second night we had to book the hotel ourselves (because VRBO had no tools to do so - according to their email) and we were given a budget of x amount of $. Despite submitting all the documentation required: Government issued photo ID, hotel itemized bill, and credit card payment, I have yet to receive reimbursement for the second night at the hotel and I just spent about an hour explaining the entire chain of events to customer support. Not worth the hassle.

I have never experienced worse customer service. The fact that they can advertise their "Book with Confidence Guarantee offering comprehensive payment protection" on their website is a crime. VRBO has the most horrendous customer service I have ever seen. 1 month ago we stayed in apartment that had bed bugs, we physically saw them and have photo proof, have called them at least 7 times, opened multiple cases, and I still have not got my money back. We left that first night, and contacted VRBO right away to report it and get our money back. I emailed them pictures of the bugs, they made a case and said it would be reviewed within the week. After our vacation I called them and they said they had lost the pictures I initially sent and nothing was happening on the initial case I opened. I call back a week or so later with still no update. They escalate it to another team. I'm also contacting the host and he's saying he can't refund me because the listing is down and he would like to refund me but not able to.

Call a week later, no progress. They make another case going to a different team - call a week later and the guy tells me none of the cases I opened are even open anymore! All closed with nothing happening! After a month's work!! How does that even happen?? By this time the host does refund me some money and says I need to call vrbo again from them to release their portion. The guy tells me the host didn’t actually refund me the full amount, and he until he refunds the full amount or until the host calls them, they can't refund their portion of the money. So now I have to message the host again and rely on the goodness of his heart to refund me the rest and call vrbo to have them release the rest, that’s the solution I am given.

I asked why are all those cases closed and he says "they were duplicates". Duplicates that the vrbo customer service made themselves!! And they weren't exactly duplicates, they to different teams who should handle the refund. And so as of right now, I have been told just to work with the host while nothing is happening on the vrbo side to solve this problem. It's madness. No support from this company. Even with solid evidence of what happened. Wasting my time and effort with so many calls and messages to them and the host. I am honestly shocked at how unorganized and unprofessional this company is when their marketing is all about them being about premium vacation rentals. This was my first and last time using them. Joke of a company. Get an Airbnb.

I’m sorry that people can’t stay over in Florida and a lot of the rental homes were damaged. But guess what. I too can’t stay in my accommodation in Buffalo on Oct 8." "I’m very sorry sir. I get this is very upsetting. Hold on sir. Let me see what I can do." Mysteriously the call drops. No call back. Oct 1 is a Saturday. I’m heading to a friends cottage. I’ll give till Tuesday. I’m sure I’ll get a call back. Oct 4 no call. I call again same song and dance our team will call you in 24 hours this time…

VRBO is absolute garbage. Stay away. They are not interested in their traveller customer. Only their host is important to them. Will I get a call back on Oct 5. Absolute garbage. This is how they treat a person using their platform to rent accommodation. Huge advertisement here in Canada at this moment. If people only knew. My saga continues. Stay away.

VRBO may win the award for worst customer service ever. After a week of trying to phone them (supposedly 24/7 customer service), you go in a queue and then you hold after they say hold time is 1-2 minutes. 30 minutes later it says thank you goodbye...click! This happens every day, all day anytime you try. I tried the (new) chat service and it is just an automated service. If you keep typing eventually they will have a real agent come on. After explaining my issue of not being provided a refund even though I cancelled on the cut off date for a full refund. The agent sent an email link to send all my proof. I did this with pictures and all. I got absolutely no response to my email. They may have spoken to the host because she contacted me saying she can't give a refund, even though she didn't cancel by booking properly, but she would offer another location which has no reviews. She offered it for the same price and it isn't as nice as the original place.

I accepted, but now a week later she will not provide a new contract to show I'm booked with a confirmation number and an ability to change dates if needed. I resent my email to VRBO asking for someone to please call and of course like the first email nobody replied. I'm now on hold again and it's been almost 45 minutes now. I expect to be cut off any minutes. I want my refund so I can book another property as I have lost confidence in this woman and don't trust that there will be a place when we get there. This is all so disappointing! I will never ever book through VRBO again.

I have had two negative experiences with VRBO.com.

    1) They rented me a property that was a scam. I was able to call the actual owners of the building and they told me that fraudsters were advertising a fake property there. I presented VRBO.com the facts from the owners themselves and they told me they did not have to refund me as the letter from the owner did not prove the apartment didn't belong to the person advertising it. I will also mention that the owners of the building/apartment, which is one of the largest property developers in London, told me they had already warned VRBO.com of the scams.

    2) I rented a property in Miami that turned out to be legit, but not actually available. I was refunded the money, but due to exchange rates, I lost out on the refund. I called VRBO to ask them to refund the difference and they told me that they aren't responsible for refunds and that it's entirely up to the property owner. When I asked who collected the money and held it from my credit card, they told me they did. So to reiterate, Vrbo takes your money, and processes it, but is not accountable for actually having to refund you the correct amount.

They are unscrupulous in the way they run their business and I would definitely advise you to stay away.

I rented a cabin in Cherokee NC for Labor Day weekend 2022. As soon as I arrived at the cabin I checked for cleanliness, as I do everywhere I stay. Upon looking at the beds I immediately seen bed bugs, I called the property owner and she told me to send her pics and she would refund my money. After paying VRBO $445 for 2 days I had to go to a local hotel and pay an additional $420, I contacted VRBO and emailed them pics of bugs all over the bed. Vrbo said that because they couldn't determine whether it was bed bugs or another kind of bug that the property owner didn't have to refund my money.

I stayed less than 30 minutes and left due to a bug infestation and because VRBO couldn't determine what type of bugs were all over the bed they were ok with charging me $445! In my opinion, it shouldn't matter if VRBO can tell what type of bugs are crawling all over both beds!! Any type of bug infestation should be a problem but since VRBO allows their property owners to rent nasty bug-infested properties, I will never use them again! To make it all worse, they refused to post my review of the property even after I edited it to the exact guidelines they sent me to edit it by, however, they let the property owner rate me as a bad guest, I spent approximately 20 minutes at the property and never even unloaded my luggage, how on earth was I a bad guest??

Never use VRBO. We paid $900 to rent an apartment in Paris for 3 days/nights. Two days after the cancellation period expired, the owner contacted us and told us that we had to agree to her "Formalities." In addition to all sorts of weird statements about claustrophobic rooms and narrow stairs, the Formalities included a demand that we agree to clean the toilets (despite the fact that the rental fee included a cleaning fee), fill out a Fiche de Police with our birthdates and other personal information, and send copies of the Fiches de Police and our passports to her.

French law can require hotels and other tourist lodging to require the Fiche de Police and identification upon check-in. It does not require sending copies of the documents in advance to total strangers. That's a fantastic recipe for identity theft. When we contacted VRBO to tell them about the demands, VRBO told us that we were outside of the cancellation window so they could do nothing. We will never rent through VRBO again. They are terrible and they clearly have no interest in protecting renters' personal information and preventing identity theft.

Once made aware of the rules they were breaking they were asked to leave. They didn't leave instead stayed the night and continued to break the rules that they were told they broke. The reservation was canceled by us because of this and the renters were able to leave a false negative review of our property (Have proof of the lying review left). When speaking to VRBO their "policy" is if they stepped foot on the property they can leave a review. I asked them If I book with all my competitor's properties and left them all negative reviews that it would be OK. She then stated that they cannot remove reviews... This hurts the consumer and other property owners, especially when allowing lying, defamation, and false information in their reviews.

When I tried to call them by phone, I was informed that the hold time was 30 minutes in order to speak with an agent. I waited about 15 minutes and then got cut off of the call. Then I finally got through on the chat system and the agent ended the chat before I could even ask a single question of her!

I am not kidding about any of this. I ultimately was able to get hold directly of the owner and property manager for the rental property and resolved my issue with them. VRBO customer service is terrible and they are fraudulent liars. Their “book with confidence policy” was not promised. I had booked for 8 guests to stay at a condo in Canmore, Canada and am the main contact for our booking. I was very excited for this trip as this is my first and my guests’ first time to Calgary and Banff/Canmore. We are here on vacation for 5 days and 4 nights and have a filled itinerary for the next 4 days.

The Condo was self check in and we were given the instructions to enter the condo and had just arrived from the Calgary airport at around 9pm and waited for 2 of our friends who were traveling from Europe and had traveled for over 30 hours of flight and layover time. We departed Calgary around 10pm and arrived to the condo at just about 1135pm. When we arrived into the condo, all of us were exhausted from the day’s travels and were ready to shower and head to bed.

What we discovered was a disaster. We first noticed that the laundry room had a pile of towels and sheets on the floor. I thought maybe they are clean and they forgot to fold them? The towels were actually still wet and the fact that they were thrown in a pile on the floor showed that these were actually dirty used sheets and towels. Then we went to the kitchen and when we opened the dishwasher, there were cups and plates that were obviously soiled and food particles in the dishwasher along with an unused dish pod in the dish pod tray. All the bedrooms had stripped bedsheets as they were in the laundry room and some pillows were on the floor. The bathroom sinks were not clean, they had specks of dirt or spit or soil. All of this combined basically proved that this condo was in fact not cleaned at all. Guests had likely left it this way today and no housekeeper came to clean it.

At 1145pm, I immediately called the host Tricia on the VRBO app which directed to her number at ** twice and it went straight to voicemail. So I messaged her through VRBO app multiple times and received no response. At 1147pm, I called VRBO customer service and told a male service rep about our situation, he said he’d contact the host and put us on hold. The phone call lasted 19 minutes and I was hung up on.

At 1207am, I called VRBO customer service again and spoke to a female rep this time who asked me to email her photos of the condo. I emailed her at 1215am and emailed extra photos afterwards of the mess in the home. This phone call lasted 17 minutes and she said she would look at the photos and then after she said she saw them she said we needed to give the host one hour to respond to give them a chance to resolve this issue. Then she hung up on us. I decided to call back after an hour, heeding I the customer service rep’s instructions to give the host a chance to respond. I even called the host again and messaged the host again through VRBO. No response.

At 1246am, I called VRBO customer service for the third time and spoke to a gentleman named Rain. He gave me a case number ** in case you need to hear the recording. We were in the phone for 35 minutes. At first he asked me to email him, which I told him I already emailed the first two reps who neither one had called me back. He said he would look into the emails. Then he said we needed to contact the host to give the host a chance, I said, "We already did that and it has been an hour and the host hasn’t responded." He told me we’d have to wait until tomorrow for the host to respond. I asked him, "What are we going to do now?"

The issue is that we aren’t able to shower or sleep and that we’re going to have to do loads of laundry to have clean sheets for 3 bedrooms and the pullout couch. And that no one can shower until we have clean towels. He put me on hold, then told me that the best compensation he could do for us is to give us 100 Canadian dollars for our trouble. I told him that isn’t even worth the cost of professionally cleaning a 3 bedroom condo. We have to clean our own sheets and towels and lose 3-4 hours of sleep waiting for the laundry to be done, and our compensation is a mere 100 Canadian dollars? That isn’t even enough money to cover one night’s worth stay at this condo. We paid 2143.7 Canadian dollars and if you count one night’s stay that’s at least 535.93 Canadian dollars that we have lost.

We have lost our sleep, our rest, we had to labor ourselves and clean the house and do laundry. And the compensation he was willing to offer would not even cover paying for an actual housekeeper to clean the house and not even cover a lost night of sleep. If you divide that by 8 guests that’s 12.5 Canadian dollars, what can that even get us? We cannot get back the lost hours of sleep, the stress I had to go through apologizing to everyone and seeing them stand around waiting for loads of laundry to be done. It is currently 230am and we just finished our last load of laundry and people are finally getting a chance to shower. We had planned a full day tomorrow waking up at 8am and now we will all get less than 4 hours of sleep.

This was not the way we had hoped to start our vacation in Canada. I told Rain I wanted to speak to a manager and he refused. I said how is 100 dollars even acceptable for the inconvenience and the fact that you can’t even pay a housekeeper 100 dollars to clean this whole condo? He said we could hire a housekeeper and he could reimburse us.

At this point, I could not fathom how inappropriate and unprofessional his comment was. He wanted us, the guests who paid for a service, to find our own housekeeper and fork out the bill ourselves first then get reimbursed? I have never heard of that. We don’t even know where to begin to find a housekeeper and my vacation will not be spent looking for someone to clean our VRBO when that is not part of the contract. When I told him how inconvenient this was and how 100 Canadian dollars was not acceptable compensation, he emphasized that this is just a minor inconvenience and this is the best he could offer.

If our main goal of booking a VRBO is to have a place to shower and sleep, how is dirty sheets and laundry a minor inconvenience? If we booked a hotel room and it was dirty, they would immediately give us a different clean room or an upgraded room and compensate us for the inconvenience and unpredictable manner. I would like an answer as to why this situation is a minor inconvenience to our stay when the primary goal of renting a VRBO is to have a place to sleep. If we are unable to sleep and unable to shower due to the place being uninhabitable and dirty, this is considered a major inconvenience and a total inconvenience. If it was dusty in the house, or the blinds were broken, or they were missing a hair dryer, that would be a minor inconvenience. The fact that we aren’t able to sleep until we do the work to clean the house and do laundry shows that this is a major inconvenience.

When I asked to speak to a supervisor he told me he already talked to a higher up and there would be no point, I told him I want to speak to a supervisor and he put me on hold for several minutes and returned and said no one was available and that someone would call me tomorrow. I would like to say that I am utterly and thoroughly shocked at the amount of unprofessionalism displayed by the VRBO customer service reps and how unhelpful they were.

When I had an issue with Airbnb, a host never showed up to give us the keys to the home, one phone call and they were able to give us a full refund and a new place to stay along with 50$ credit of food per day. Your customer service is lacking and completely unacceptable. We were not compensated at all, no one came to give us clean sheets or towels, no one offered us a different clean place to stay, and the best we could receive as compensation was a mere 100 Canadian dollars that doesn’t even cover a meal for all 8 of us. I expected more from VRBO company and am appalled at what we had to go through.

Although the host responded a day too late, she did refund the first night and cleaning fee to us. She totally dropped the ball on cleaning the place and it really ruined our first night, but my issue is with VRBO as their customer service reps did not help us at all and refused to offer appropriate accommodation when we were stuck with an uninhabitable home. They are liars because their book with confidence policy says that if the place is unclean and doesn’t appear as it should in photos then they would help us, they did not at all. I will never use this company again.

Terrible service! I've been doing Airbnb for a little while now and I decided to give it a shot to the VRBO. Today was the checkout of my very first guest. Although they left the place semi-clean, they brought a dog without disclosing, and the dog peed on the bed and all over the floor of the master bedroom. As I'm used to the quick and easy resolution process from Airbnb, I wasn't so worried about this one. I could be more wrong! Turns out they said I didn't set up the protect plan (I didn't even know I had to set it up). There were no alerts or reminders about setting this thing. Because of that, they said I was not covered. And I would have to cover for the cost unless the guest agreed to pay. The guest already lied about having the pet and is objecting to pay for anything. The app on the phone does not give all options, like escalate or chat with customer service, so I had to call. It was only a waste of my time. They said that I have two options for protection.

1- Would be insurance for $59, $79 to $99, which are not refundable to the guest. This makes my listing more expensive and less competitive. Also, if I have to file a claim, it would have to be done through a 3rd party company. For emergencies like I have today, would not be much of a help, and no guarantee of coverage.

2- I could set a deposit amount for any amount I wish. This deposit is refundable to the guest, but in case the damages are higher than the deposit, I would be on my own to cover the rest. This deposit makes my listing to be even more expensive out the door and offers me less coverage.

On the call with customer service, I requested to talk to a supervisor. I was told that the supervisors don't answer calls, and it could only be scheduled for 24-72 hours. The app itself is not user-friendly and the process is not clear on what we as hosts have to do to make sure we are covered. Due to the horrible experience, I will pull my listing out of the platform. I already contacted other hosts to tell them about my experience, so they know about the lack of protection. They are also pulling from the platform. Be careful when posting your property through these guys. You might have more to lose than gain.

Everything we were accused of had to do with 3 year old items that I feel the host wanted to update. My 84 year old mom was accused of stealing 3 year old twin comforters and smoking in the bathroom downstairs where she stayed but yet doesn't smoke. The host cleaner planted cigarettes in the bathroom trying to make it look like us but funny part is the cleaner planted her own cigarettes with a gold ring around the filter. Tried charging $250 for cleaning on top of the $199 that was already paid when we booked.

How do I know they are her cigarettes, I watched her for 2 hrs coming in and out of house to smoke and noted her brand of cigarettes. Neither of my son-in-laws smoke a cigarette with a gold filter. Stupid is and stupid does. We have been back and forth with customer service which is a joke because they help the host scam insurance company to replace their old 3 year old items. This is not a safe place. At the dock you will fall in if not careful. It is on 50 gallon drums so rocks. The alcove is completely filled with what looks like chopped broccoli and you cannot swim until you get to the main river. We were lied to and told it just all of a sudden blew in. Look at the pic, it didn't just blow in.

This whole game they played was for her to file an insurance claim. If you're a woman don't bother with her as she only like dealing with men. You can't leave a bad review because VRBO monitors and will not place review for people to see, they will only post good reviews. I refused to pay anything as She was lying and placing false claims and when I asked for the videos to prove it, she has numerous videos and camera around property, she could not provide them. So if you can't provide proof then that shows signs of a liar. The house can be dangerous with all the wood splintering on an upstairs deck we never used, but was accused of breaking a wood love seat and fire pit cover. Heck we didn't even know the fire pit existed. We didn't use upstairs deck in fear of rotting wood and someone getting hurt.

This house needs a lot of repairs and TLC. If I was going to take something it would have been nothing in this home as most of her stuff is junk. Pretty sad. BEWARE. STAY AWAY from RAINBOW RIVER COVE - Dunnellon - Host - Christina. She will use you to get her next old items replaced. I will never use VRBO - Airbnb or Expedia. Apparently all owned by Expedia now. Sad people are so dishonest nowadays. Rainbow River is great but beware of this Host - dishonest.

Our rental experience was fine, but found out after our payment through VRBO my credit card was compromised and fake charges appeared on my credit card. Multiple purchases made on Amazon. The only transaction on this card was made to VRBO. Do not trust paying VRBO, your card information will be stolen or sold. I will never use VRBO again, it is not secure.

Don't trust them. I didn't have good experience with them. They don't take responsibility when a customer needs help to solve a problem with an owner. Also, they don't allow you to publish a negative review as a customer. This is real censorship. I can believe that this happens in nowadays.

VRBO does not stand behind their rentals. We rented a vacation home through VRBO which that cost > $4000. The house was misrepresented in the description and pictures and in bad condition on arrival. VRBO refused to help us with the issue and instead referred us back to the homeowner who was not willing to help either. The entire process was completely frustrating. Will never use them again.

Vrbo no longer stands by its rentals and we are out thousands of dollars for duplicate hotel costs for a recent trip to Paris. I had used HomeAway which became Vrbo for years for rental houses. However, over the last couple of years there there have been issues like a rental in Florida I paid for months in advance was sold and we did not find out until a couple of weeks before the trip, and another rental that I had paid for in London decided we were too small a party and canceled on us and Vrbo did nothing to help so we had to pay extra for a hotel.

On the same trip, we had a terrible experience with a rental in Paris also paid for months in advance that purported to be air conditioned but only had an air conditioner in the living room that kept shutting off and none in the bedrooms and it was sweltering. I tried to contact the owner and Vrbo in the morning but they are not helping with a refund and I am out thousands of dollars for the hotel and am not getting a refund. I will never use the company again.

BEWARE. WE ARE ABSOLUTELY DIGUSTED BY OUR EXPERIENCE. Let me start with the host was a nice lady but there is absolutely no excuse for how we were treated. We hate to leave this review as we selected this host based on the 5 stars, clearly these stars are deceiving. Let's start with the list of issues here. None of the outlets in the 1st bedroom worked. There was mold in the coffee pot and the inside of the shower lining in the master bathroom. The TV was broken in the living room which made it very difficult to entertain with 4 adults and a toddler. We have to move all the rugs because they were filthy and smelled. There was so much debris, dust, and dirt behind the sofa and beds, when we asked why it was not cleaned, we were told that is considered a deep cleaning (that makes absolutely no sense). The mattress were horrible, old and absolutely uncomfortable.

With all of these concerns, we contacted VRBO and they only care about the host and are very biased. We will never booked using vrbo or this with this host again.

I highly recommend not using VRBO. They seem to think it's fair to list properties and not disclose any of their fees prior to booking. I think that for both the consumer and the renter this is unfair. I have 200 euros more in "fees" when the reservation was advertised as 256$/night which seemed reasonable at the time. I feel as though it is false advertising and think that this could be resolved through adding the fees within the book itself. Just not a fun way to try to find cool places and affordable rates for travel. Way to go Vrbo, you've succeeded in creating a complete knock off of AIRBnB, in the future I will stick with the real thing.

My experience with the host, Search a Stay, as well as my overall experience with VRBO was horrific. I organized a reunion trip with 10 of my closest girl friends for July 2022 in the Hamptons. I found what I believed to be the perfect house to rent in Hampton Bays, made my reservation on VRBO, and paid in full for the stay in December of 2021. Four days before our trip was scheduled to begin, I messaged the host to ask a few simple questions (if they had a sound system, enough plates in the kitchen for 10 people, etc). I received no response until 2 days later — a mere 48 hours before I was to check in for my stay — and the message read “you’re trip has been canceled. Sorry for the inconvenience.”

I thought I had to be a mistake. It turns out, I had been double booked by the host, who accepted money from a guest for a long-term stay even though I already had a reservation for the weekend months before. I was on the phone with VRBO for about 6 hours that day. I hardly had a minute to work, and even with all that time spent on hold, on the phone, and emailing with representatives from VRBO, VRBO did nothing to help me.

It’s ironic that VRBO advertises a “Book with Confidence Guarantee,” stating that “if the owner unexpectedly cancels your reservation within 30 days of your stay, we’ll help you find a comparable property,” because they did absolutely no such thing. Further, they insist that the “customer support team is available 24/7 to assist,” but in actuality the customer support team is available to put you on hold and then say someone may get back to you in 24 hours. Not a lot of help when your stay is IN 24 hours!

All in all, the rental and booking process ended up being a disaster. I had to book an entirely new home on AirBnb in a different area of the Hamptons, change all my plans for the weekend, and front the almost $7,000 all over again for the new home because I still hadn’t been refunded by VRBO or the host in time to rent a new home. About 20 emails, 10 hours on the phone, and a week later, I got a refund from VRBO, but this terrible experience has discouraged me from booking with VRBO again. And of course, I would NEVER recommend anyone booking with the host search a stay. If VRBO would like to act responsibly and have their guests to book with confidence, I suggest search a stay be removed as a host from the site.

We have a rental cabin - and had 2 guests show up after multiple messages through VRBO/Homeaway - acknowledging they completely understood all the house and pet rules. However, when they checked in, they completely ignored MANY of the house rules, and we have video of it. As a host, I called VRBO Host Support immediately - and they canceled these guests immediately - and video still running, the guests cussing myself out, also had a firearm - and destroyed our sign on the way out. The next part is where VRBO/Homeaway FAILS MISERABLY TO ITS HOSTS - about 2 weeks after this encounter - the canceled guest - filed what is called a "Chargeback" - or a "Stop payment" is an easier term - on VRBO - which therefore turned into a 6 week battle between VRBO and the guest's bank - and as HOSTS - WE WON! -

WELL 2 MONTHS GO BY, And the guest, files ANOTHER STOP PAYMENT- AS AN APPEAL - AND VRBO SENDS US AN EMAIL TELLING US, (AS HOSTS) WE JUST CONSIDER IT A LOSS!!! And start trying to pull money out of our business acct at random times... and luckily up to this point our banker has been able to "TO DO THE SAME THING BACK TO VRBO-" STOP PAYMENT - Our point is - VRBO/Homeaway - which are the same companies - are very deceptive, as we closed the VRBO account 2 days after winning the original chargeback... and they still keep attempting to take money that is ours. And was proven ours.

VRBO states “We'll back you with our Book with Confidence Guarantee™ offering comprehensive payment protection”. However, that is NOT true. They will only refund you IF the owner authorizes it. They stated they have nothing to do with it; however, I paid VRBO, not the owner. I had to work with VRBO, not the owner. This was a complete sham.

The night after we arrived in the room we booked on VRBO’s website, I sat down on my bed and saw hundreds of little bugs all over my bed. We immediately started removing the bedding on both beds where we found fresh blood, yellow stains and hair on the mattress covers. Trying to figure out where the bugs were coming from, I moved the beds from the wall to find dirt, food wrappers with food in them, a condom wrapper and liquid substances all over the floor. The bugs were in all of our clothes and even in the bathroom all over our toothbrushes and other toiletries. We had to replace several items.

I called the owner and sent pictures and videos and told him I needed new bedding. He told me that there were washing machines downstairs that I could clean the bedding with and that was the best he could do at 10pm. I explained I had no change for the machines, detergent or bleach and the laundry room closed at 10:30pm but he said he couldn’t do anything else. We were forced to go and stay in my parent’s condo and sleep on their floor.

We've booked the place months in advance and paid the full amount at the time of booking. When stepping into the house the first visual impression is nice (top floor only) and includes an impressive collection of high quality designer furniture. Furthermore, the location close to the beach is lovely. Unfortunately, the house has many deficiencies:

    1. health and safety hazards:
    - Basement bathroom: larges patches of black mold on the ceiling; whole basement has a strong, distinct moldy odour.
    - Raw nails sticking out of the wooden pathway to the beach (two children injured while walking barefoot on the prescribed path); large gaps in woods/decayed wood on pathway presenting a high risk of further injury.
    - Stairs from the back porch to the garden damaged/not usable and not properly secured; wood planks in back porch damaged, giving way when stepped upon/will soon break completely.

    - Ceiling in dining room room damaged (directly above the table), looks like it will come down soon.

    2. dirt/filth: the whole house has clearly not been thoroughly cleaned for many weeks, if not months
    - Scattered, large amount of garbage outdoor in front of lower floor exit.
    - Refrigerator still filled with around 40 bottles of old sauces from former guests (opened, beyond expiry date).
    - Microwave completely dirty, damaged (fan running permanently when plugged in).
    - Plates, cutlery had to be cleaned before using (oily/ dirty).

    - BBQ/grill too dirty to be used.

    3. missing contracted features:
    - One bed missing, capacity for people staying in beds is 8, we had clearly booked and paid for 9 people. The VRBO description was for up to 12 people; feedback from owner: "sleep on couch".
    - Outdoor hot tub as main feature completely missing, owner gave notice one day ahead of stay that a storm had just broken the hot tub and that the dumpster was there to gather the debris. This is clearly not true: according to neighbours, the storm had happened at least 5 weeks ago. Grass has already grown over the area where the former hot tub was located.

    - The (large: 30 by 6 feet) dumpster in front of the house, completely blocking the driveway. When checking in the owner announced that it will be removed within 2 days which turned out not to be true.

Overall the house looks more like a building site (several improvised roofing areas, building material stored at front entrance)... and all that for the price of ~10.000 US$ for a six night stay fo 9 people (which unfortunately we had already paid completely upfront)!!! The owner refused to cooperate on all of the above issues. Our clear recommendation is to stay far away from this property and this owner! We have opened a case at VRBO and have consulted a local lawyer to get at least a part of our money back and also reported the place to county and state authorities wrt. violation of the health & safety regulations for Tourist Rooming Houses. **

We took the rental company to small claims court. My problem is VRBO allows them to list and not honor their advertised cancellation policy. It's impossible to talk to a manager. They've legalized themselves into the "we are only a platform, for companies to advertise" So they can wash their hands of any problems. We learned our lesson. Not booking with VRBO ever again.

I assumed that meant reservation was cancelled but I was charged for a cabin I did not occupy. The same owner rented a 2 Br cabin to me on Airbnb so I paid even more for that one, same dates. Owner and Vrbo only refunded a third of what I paid for a cabin I never used; out-of-state owner and her local manager knew that I only rented one rather than two cabins, but she and Vrbo only refunded a third of what I paid.

With a recent VRBO booking, I changed from a 5 night stay to a 4 night stay. Property owner refunded 1 night stay + tax but told me to call VRBO to request the refund of 1 night service fee. VRBO will not do partial service fee refunds. VRBO will only refund the service fee if you cancel the entire booking. VRBO keeps my service fee for a 5 night stay even though it was changed to a 4 night stay within the required timeframe with the property owner. Property owner was great about making the change. VRBO not. I will definately not recommend VRBO to family, friends, coworkers, etc and will be very hesitant to book with VRBO in the future and ongoing. Lesson learned. If I could give VRBO 0 stars, I would. Be sure of the number of nights absolutely needed before booking or you will have to cancel and rebook to get the service fee correct so you aren't overpaying VRBO. VRBO will not make partial adjustments on service fees.

Vrbo has been no help in fixing issues with our rented apartment and their customer service wait times are insane. We arrived in Italy and learned that the apartment we rented through Vrbo had a broken AC and the host wouldn't be fixing it while we were there. This was a major problem since the temps averaged 95F most days and grandma is 72 and unable to handle this heat. I immediately used the Vrbo text app to contact someone, who was helpful and opened a case for us, promising that Vrbo would work something out when I called customer service and got redirected to the specific department that handles cases like these. Sadly I never made it that far.

I called customer service and was immediately put on hold. I was left on hold for a little over an hour before I had to hang up because my phone had limited international minutes and I had just wasted a large amount of it on the first night we were there. We managed to make it through our 2 week stay by buying an electric fan and sleeping on the balcony with wet towels on our back, but it was a struggle and we woke up tired and angry everyday we were there. My grandma ended up leaving a week earlier than us because she couldn't take anymore. It honestly ruined our trip in what is a beautiful country that I've wanted to see for years.

We have been back in the US for a full week now, and I have been calling Vrbo every day since trying to get some sort of refund or just getting the host marked as a problem and have been put on infinite hold until my call either disconnects or I get too disgusted to continue, usually around the hour and a half mark. I get that it is peak tourist season and there's a lot of people calling with issues, but at least have a system to help people who already have a case number or get enough workers to get the wait times under control. I'm never using Vrbo again.

I always book with Airbnb but I decided to try VRBO this trip. Right away Visa contacted me that a fraudulent charge appeared on my credit in the same city where I was trying to book reservations. I contacted VRBO and of course they denied it but it was too coincidental. Then the application misbehaved and the $ that was quoted was different than the final price. I called right away and was told they would take of it and get back to me. I waited a week and no one did. I tried calling and got the run around so I called Visa and we called VRBO together and that agent would do absolutely nothing.

Visa recommended I cancel the two reservations I had made and they would take care of all charges. VRBO looks to the property manager to charge your credit card which means it is given out (I experienced the risk with that. With Airbnb you only receive charges from Airbnb. My advice is to move on. The customer service is horrible and the processes are horrible.
