Be aware that in addition to their exorbitant service fees for certain rentals, VRBO then charges ridiculous payment processing fees. For my rental it was $370 per each payment, so over $700 to process two credit card charges. It's over the top. In the future I will look for local real estate rental agencies. This is a rip off as far as I'm concerned.

This was a top scam. I made a reservation for a month in Dayton Oh and end up in the street because the house was double booked and they didn’t even care to help me with anything. I had to stay hours on phone to fight with them for a refund. And they keep telling me to open a claim. And suggested to go to a hotel and search for something else. The Host Mary didn’t want initially to do a refund. Avoid this scammers if you don't want to have the worst vacation in your life.

We booked a home through VRBO 3/1/24-3/4/24. That home ended up have a plumbing issue 2 days before our trip. We contact VRBO and they said they would help find a new place and provide funds to assist in rebooking since it was so close in. We just need to keep our receipts and submit all the information needed and it would take 2 weeks to process. Well here we are a month past the two week mark VRBO said and no one will respond to our email because that’s the only way to be able to communicate with them. DO NOT USE VRBO. If anything happens they tell you one thing then don’t respond. F- for customer service and their lies. We will keep trying to get it fixed but right now We have cancelled all our future VRBO books and recommend you do the same or you too could be in this same situation.

Absolutely awful customer service- no knowledge of skills. We had a concerning issue with a request for renting our property. The potential guest kept insisting that we provide our contact information so that she communicates directly. When we refused, she wrote her phone number in code. We refused again. She kept changing the number of coming guests; then asked to describe all the rooms and services. She contacted us so many times, it felt like stalking. We declined her request for reservation but she send another request with different dates and the circus returned.
We did not know how to block her and we used the chat function to contact customer service first as it seemed faster. We got nowhere with the "live" representative who said we should just redirect the guest's emails to SPAM. Then we called customer support (35 minutes of nothing). He said to us this was the first time he was dealing with such request and he needed to contact another department. We waited online for 20 minutes after which time the call was dropped and nobody called back. Shameful!!

My wife reserved a condo in Cabo and the week before we were scheduled to go it turned into a scam. She bought the insurance but VRBO was no help at all, process excuses over and over. We rebooked and even the new condo people said they get scamming on the rental side also. The insurance was suppose to make up for the difference for the same condo advertised. Getting refunded is designed to be impossible. It’s a process designed to never allow the customer to get the refund promised by the insurance they paid for. If they have purposely made it this difficult the insurance is 100% worthless and just a money grab. And if they have put in the effort to make the process of getting the refund from the insurance you paid for impossible. It must be a huge financial problem. Stay away…

Do not under ANY circumstances book through VRBO. This company is fraud. They knowingly listed a property that was fraudulent. I received an email directly from them, and they indicated it was fraud, and they still to this day will not refund my money. Over $6,000 VRBO has stolen from me. They are the most crooked business I have ever given my money to. Actually they stole it from me, I got nothing in return for the $6000 plus they stole.

I booked a place in Baltimore with Vrbo. The trip was last week. When we got there, it was extremely unsafe, for many reasons. We did not have our own parking space as was guaranteed before renting the apartment. There was a basement that went down to the street that could not be locked from inside, so anyone could have come up from the street in the middle of the night. I tried to call Vrbo and sat on hold for over an hour. We could not stay in that place. It had a basement that went down to the street that could not be locked from the inside. It was a very bad part of Baltimore. We left and got a hotel. The host refused to refund any of the money, which was over $400. Vrbo customer service has been of zero help, but good luck trying to actually speak to a customer service representative. Also, I put a review of the place on Vrbo, but my review is NOT THERE. This place is showing a 10 out of 10 review score on Vrbo. Someone is more than likely going to get hurt at that property, but Vrbo will not do anything about it, and the "reviews" on Vrbo are NOT legit.

My latest experience was awful. The listing was not accurate and we were left high and dry, but the really poor experience came from VRBO customer support (if you can call it that). They were zero help. I contacted them 3 different times, spent over 3 hours on the phone or chat with them, and in the end they said they didn't show proof of my previous claims and interactions. It is very clear who writes the paychecks for VRBO as the hosts are protected and the travelers are stuck with poor experiences all around.

Do not use VRBO.com. They transferred my rental payment into a bogus account and blamed a “fraudster.” You cannot communicate with anyone who has any intelligence and therefore, weeks later I have not received my payment. They leave you on hold for hours and claim there are no supervisors available. I am owed $750 and they claim the return of my money will take longer than expected.

We stayed in a home for my son's bday weekend. We booked it through VRBO.com. The heat was barely working and home was barely at 60 degrees. There were no shower curtains so water went everywhere. We then lost power to the kitchen when microwaving popcorn and the fridge went out. We lost all of our food during this. We called the owner 50 plus times and then reported to VRBO who said they couldn't contact the owner either and there is nothing they can do for us. They still said they have no contact with owner, but we didn't book with the owner. We booked with VRBO.

TERRIBLE CUSTOMER SERVICE!!!! They sent the wrong code to us for entering the property and a four hour long road trip. Not only did they send us the wrong code, but 6 different codes six different times. When trying to contact them by phone, it was a 20 minute wait ON HOLD! When someone did answer, we couldn't understand a word they were saying. They kept telling me to screen shot our receipt of payment. Hard to do when we didn't have internet. Had to travel back to a coffee shop 20 minutes away to get internet. TWICE.. Awful customer service!!! We arrived at property right at time signified. If I could give customer service a minus -0 I would. I've dealt with VRBO before with no problem. This time is was a NIGHTMARE!!!

Utter uselessness. There is no sense of customer first here, no problem solving or thinking ability. They deleted my host account because they couldn’t solve my problem with my calendar opening up constantly when it was booked. Every time I called customer support I was met with hostility, when I finally got someone who was decent they submitted a technical ticket and they closed the ticket after telling me how to block dates, which was not the problem. Then they deleted my account. It’s their lost revenue, not mine, but diversification was nice for a while for me. One of the worst companies I’ve ever dealt with.

Four weeks prior to our arrival in Cape Cod the owner sold the house we reserved on VRBO. I already had paid in full. I asked VRBO to pay us a cancellation compensation from them or the owner. VRBO gave me nothing. The owner did reimburse me for the total amount I paid, but did nothing for the inconvenience it caused. VRBO apparently allows owners to list their home for sale while they are booking reservations. We spent a lot of time and effort researching where to stay. So beware to anyone renting a place to stay on VRBO.
Unlike a hotel where you know you’ll have a room that will not be canceled, VRBO will pull the rug out from under you. I can Definitely understand if the home was damaged from Weather or other uncontrollable factors that the reservation would be canceled. Selling a home is a known event. The owners should schedule the Closing after the last rental or not rent the property at all if it’s on the market. VRBO should be compensating renters when they are taken advantage of.

Our first experience with VRBO and we got “taken” by a fraudulent listing. We booked through VRBO and paid through VRBO, messaged with the “host” through VRBO, paid a deposit through VRBO, when the listing disappeared right before our trip (I wanted to see if they had a washer), VRBO responded to my fear that it was a fraudulent listing by saying that others have stayed at this place and don’t worry we have a guarantee. Well, we flew overnight with two little kids, were exhausted, showed up at the place and it didn’t exist. Neighbors said that another unit is often rented but the number of our promised VRBO was actually occupied by the owner.
I will say that once this all played out, VRBO was responsive and got us a hotel a few blocks over within 2 hours. They only booked it for two days though (we had five nights booked originally). So then after a day we had to fuss with VRBO again and they did just email us and said book what you want, and we’ll reimburse you. They had a weird way to book that was annoying and took time, but we got to stay in the same room. The hotel was nice but not what we wanted. We have two small children so booked a two bedroom apartment with a kitchen. The hotel was one bed with a terribly uncomfortable pullout couch and no kitchen.
So now repayment… On the phone, VRBO made it seem like they would pay for our hotel for the full stay given the huge mess and inconvenience showing up a fake property is with two little kids after an overnight flight in a city we don’t know. But reading the email, it seems they would only refund if we paid more than what we originally had paid for the VRBO. So, say we paid $1000 for the VRBO – VRBO tells you to book your room through Expedia which is 3 times more expensive. So we pay $1100 for the new hotel, so they only pay us $100? SOO essentially, VRBO really screwed us and in the end we are out an EXTRA $100? HOW IS THAT FAIR? I Hope I am wrong.
Then, in order to get the originally money and deposit we paid through VRBO, VRBO wants all this information in order to refund you. So we’re jumping through hoops, having to call and check on things, and are waiting for our refund. I will gladly update my review when things come through but will be very disappointed if it takes more time to get our refunds. Again, I will gladly update this review when VRBO refunds us for our original payment for the fake property and the deposit and refunds us for the entire hotel stay we had to scramble to get that was, again, not ideal.

I can't complain about the hotel and the staff at all! But the room given by Hosteeva/vrbo was such a disappointment. I have stayed in the Atlantica resort before no issues at all, staff is amazing and so helpful!! Now my room that is NOT owned by the hotel itself was HOT. AC did not work at all. We did not sleep any, this is supposed to be a vacation, worst experience in my life! BED BUGS KEEP EVERYONE UP ALL NIGHT, tossing and turning. My son has a huge bite mark on his neck hopefully it gets better or we will have to go to the ER or urgent care. I called Hosteeva 3 times yesterday April 4th, 2024, was told that they were waiting on a response from management.
They never called me back. I called again today April 5, 2024 finally had a response, I am guessing she was management from Hosteeva (Myrtle Beach) came out inspected the beds, stated she has been trained to check for bed bugs, could not see anything. She also stated (Hosteeva never reached out to her yesterday, keep in mind I called 3 times.) When she undid the beds women's hairs were all over the mattress covers... no women sleeping in the Room during our booking and not to mention the stains yuck, asked if we can get moved to another unit, was told all was booked until tomorrow. My father had to sleep on the hard floor because the sofa bed springs were killing him...
I am ready to go HOME...a great process for booking and getting you into the rental.....that they know. Unfortunately, our rooms were disgusting, filthy and filled with bugs biting us all night. LIKE THE OTHER REVIEW STATED do not trust Hosteeva to manage your property! They will be moving us rooms tomorrow which means we have to have a sleepless night again, my poor family.

We had issues with a reservation and contacted VRBO. We were put on hold several times and disconnected. Called back and then put on hold again, once for over an hour. Had to call several times to get a resolution and had to go through the whole explanation again, put on hold and transferred, etc. Apparently there are not notes or recordings because no one knew what was said from one call to the next. We were supposed to be refunded by VRBO and one night stay covered at a new location. We emailed an itemized receipt and VRBO will not refund us our money. They do not stand behind their policies. This was my first time and my last time using VRBO. Horrible experience. I wish they had a rating lower than 1 star.

Our host cancelled right before our trip. Because I’m Canadian, the exchange rate was lower and my refund was $16 less than what we paid for the booking AND we had nowhere to stay within our budget anymore forcing us to cancel the trip. Customer service took 2 hours and didn’t help one bit. She almost seemed to be intentionally misunderstanding what I was clearly stating in multiple ways. DO NOT USE VRBO.

Think twice about listing your home on VRBO. They DO NOT stand behind the homeowners, and when a person lies on a review and you show them the proof in black and white they won't remove it. Which hurts your rating and causes less rentals from people.

Wife booked a house back in November '23 for a bachelorette party for May. She just received an email TODAY claiming, "There was a glitch in the system at the time of this reservation and is now double booked. We can issue a refund." Now leaving her stressed to find something ASAP. Thanks VRBO.

As a host VRBO is to provide payments the day after a guest checks in. VRBO does not pay the host in a timely manner and will wait 4-5 days after the guest checks in before making the payment. When you call, you are routed to another country and they tell you payment is pending and they cannot help you.

We book family vacation for 8 people, 2 family of 4 adults 4 teenagers. Book it from usa on the website, we found the place. Look it had what we wanted. Traveling to Colombia. We never been there, we are **. We got there tired after traveling 24 hrs. They said that is not a real reservation, the co dominions is not for rent, the front desk check with the owner and she said no she was not going to rented, call VRBO with all outside in the street of a different country with our luggage. VRBO try to get ahold of the host, no respond or the owner. Everything was already pay for $1200 usd for 1 week, Vrbo said this is how they were going to help "ok look for another place in our site, go ahead, pay again and we refund you the other one and call us tomorrow to see if we can get ahold of this host."
That's no help, I call again. They said no answer because we been scam. That's what the hotel said, call 5x. Wasted like 45- 1 hr every time I called, we had to walk all 8 of us looking for a hotel to stay the night, pay for 2 room $280 x room. It was late. We tire, hungry. It was emergency, vrbo said, "Sorry you did not book it with us." So screw. There is no warranty. You been out of luck on a different country with no help. Now their support team won't answer my email. We end up finding a place on airbnb with no problems.

Due to a “technical issue” on VRBO’s end, our host cannot cancel our reservation. Both the host and I are calling VRBO but are being told we must wait on their technical department. No indication of how long this might take - but until this is resolved, VRBO has my $2400 and the host can’t rebook for the dates we reserved. And, you’ll spend 15 minutes on hold before ever reaching a customer care person… every single time you call for a status update.

I can’t say enough good things about Subhadeeb. Seriously the best representative I’ve dealt with from Vrbo. He was so amazing on the phone in helping me with a problem and seeking the solution. Vrbo should be so pleased to have such a fantastic employee working for them. He represents Vrbo so well and takes his job to heart. Loved with working with him.

As a host this outfit does not stand behind protecting homeowners' homes. We had a guest bring a pet without paying for it and they have left me responsible for collecting that fee saying the reservation was made through one of their third party sites. Meanwhile the guest ignored multiple requests and phone calls. When you call into their customer service you get zero assistance. In another instance they leased another one of our homes to a 17 year old who had a party and trashed our home. After submitting a claim for the damages and extract cleaning with the proper documentation the entire claim was ignored and not paid by VRBO. BEWARE OWNERS.

Don't rent from Susan ** in ** through VRBO. She scammed a disabled person (me) out of 500.00. She cancelled our rental at the last minute and refuses to return all our money! I sent several emails & voice mails & she refused to return those. Vrbo tried calling her & she hung up on them twice! Her phone number is ** don't rent from her!

Got slapped with an additional non substantiated cleaning fee from a host after our review of the place was published. It was a retaliatory measure by the host. Attempted twice to resolve this bogus charge via VRBO, was told the case would be escalated, then never heard back. The first time I called I was told to just contest the charge via my credit card company. When I asked for proof of the charge I was told they can’t provide it. Will never book a stay through VRBO again.

Very bad experience with VRBO. Our reservation was not available at arrival, it turns out that the host was not allowed to rent the apartment. So we had to find a hotel nearby.... without any support from VRBO. Also, refund was long and complicated... and we lost 60$ in the process.

My friends and I rented a house in Lehigh Acres Florida thru these guys. We showed up at the wrong house by accident. So we called them. They got host on the phone right away and cleared it up. Thanks for the great help. We came from Michigan to Florida and they made it a stress free experience.

Huge 14 Bed Mansion, Theater, Waterpark... Host: Element Vacation Homes. Nov 18th- 25th 2023. Element Vacation Homes. My family and I vacationed with Element Vacation, the address was 6125 Broad Oak Dr. Davenport, Florida. There were numerous of deficiencies. I have pictures of the place where my family. Here is a list. Please thank twice before you stay at this place. Many of the deficiencies COULD HAVE BEEN TAKEN CARE OF IF THERE WAS DAILY MAINTENANCE CONDUCTED.

I booked and paid for my vacation in full at the time of booking. 4 days prior to check in host send me a request to pay additional fees. I asked where are these fee coming from and they were not in the contract. Host (Pierce ** for property Tropic Palms Del Ray Beach) told me is alllowed to charge more fees at any times. I called VRBO and they stated this is not accurate. I told them that I don’t feel comfortable staying at this booking due to the host trying to get more money after the fact. I was concerned about the no cancelation policy and the rep told me not to worry that because the host was doing this I could cancel and get a refund. I canceled and now they don’t want to issue a refund.
I called several times and supervisor stated he needs to listen to the calls. He found and listened to all call except the initial call which was when the refund was discussed. The supervisor says he sees there was a call but there must be a glitch and he can not find the recording. I found this to be too convenient and deceitful both on the host’s part and vrbo. I am out of $1300 and vrbo is taking no accountability.

I save up every year and take my family on vacation during spring break. We’ve run into what is now a nightmare. Upon arrival we noticed several issues. This rental is unsafe and not described on the VRBO APP. I provided pictures of the unsafe conditions and filth to VRBO. I have three kids and don't feel safe with the conditions of this house. There is an open light socket under the kitchen cabinet at perfect height for a child to get electrocuted. There are two open light sockets hanging from wires in the upstairs closets. The back stairs going down to the pool are not up to code and are unsafe. The pool area is dirty, the utensil drawer is dirty, the coffee pot is dirty and had coffee grounds still in it. There are bugs and spider webs above the kitchen sink, there are dead bugs in the light above the kitchen sink, living room ceiling, laundry room and other areas. I don't believe the sheets in the master bedroom were cleaned before we arrived.
I had to sleep on the couch because the sheets smelled like smoke. I woke up the second night feeling sick, I asked my wife, do you smell smoke, I said I keep smelling smoke. I took the sheets off the master bedroom, and it smelled like cigarette smoke bad. I’m allergic to cigarette smoke. I then took the sheets off all the other beds, they were stained and smelled. I have over 30 pictures of everything. I reached out to the property owner and told him we are leaving; we want a refund because the house is filthy and unsafe for my kids.
The property owner DANA said “You’ll have to take it up with VRBO, The Property has received over 20 consecutive 5 star reviews and the price reflects the home perfectly. Best of luck to you.” We called VRBO 6 times, every time they transfer us to a different department, they hang up on us. VRBO said we could not leave the property and would not let us talk with a manager. We ended up leaving and getting a hotel. We are now out $2,698.00. We now have our lawyer involved. VRBO is a horrible company.

Charged for fees for a trip we weren’t able to book due to verification issues on VRBO/Vacasa side. When called directly they couldn’t explain the issue just that we would be refunded.. But we were only refunded a portion of the initial cost. Very frustrating and disappointing to say the least.

On March 22, 2024, I made a reservation through VRBO.com for a property. At the time of booking, the system failed to collect the appropriate taxes, resulting in the total charged being less than the actual amount due, which was supposed to be all-inclusive of fees. Upon realizing this error, the host contacted your team to resolve the issue.
VRBO acknowledged the mistake as being their own system error, however I am extremely disappointed with the proposed resolution. Instead of taking responsibility for the mistake and crediting the host for the missing fees, VRBO suggested that the host cancel our booking due to a perceived "failure to follow house rules" as we would not agree to pay the additional charge.
This response not only shifts the blame onto the customer, but also reflects a lack of accountability on VRBO's part. As a customer, I expect transparency and fairness in resolving issues when they arise. While I doubt anyone of import will read this, if they do, I strongly urge you to reconsider your approach to customer service and take the necessary steps to rectify this situation.

We booked a vacation rental for our family for June of this year and about 2 months before the reservation we received an email that our reservation was cancelled due to "Date Booked On Another Website". Apparently there was some mix up between VRBO and the property owner and they property wasn't supposed to be on VRBO available for rent. This is after we had rented it a few months before and paid for the rental in full. Reached out to VRBO and I was told there was nothing they could do to help me and advised me to keep searching. I'm not one to ever leave a bad review on any experience, so doing this is a first for me, but this wasn't right. This was not our fault and I simply asked for some help and they said there was nothing they could do for me.

I rented a home off of VRBO 6 months in advance. We received a confirmation shortly after our credit card was charged. The day of our travel we received a notice from the homeowner that they no longer own the property they rented to us and we needed to call VRBO. In panic I called VRBO and tried for 2 hours while at airport to find a solution. VRBO did not adhere to their policy of offering my family a 24 hour stay at a hotel. We were in Mexico and abandoned. Will never rent from VRBO and will tell everyone I know to do the same.

VRBO has a bad customer service set up when there is a problem. I had booked a stay arrived at location. The reservation was confirmed. No code for door. Host did not answer their phone or ever respond to my email. Customer service grills you. Then sounds you like I did something wrong for it not to work. Then foreign call center keeps telling me no worries.

VRBO customer service for Hosts is so cringeworthy. The person who called me to "guide" me on setting up my listing had a very short tone in her voice and acted like she was doing me a favor. She brought up the host fee is 8% (which is greater than Airbnb host fee of 3%) and then when I asked what the guest service fee is she said she didn't know and didn't even bother to find out. So she sends me an email with lots of jumbled coding references... the email did not look legit at all (there was tons of incorrect html coding within the email... didn't look profitable or legit at all) plus she gave me a customer service phone number that was different from what is posted on their website.
So I called the customer service phone number I found on their website, only to be told that if I was concerned about that email that I should simply reply to it... why is it that this customer service agent can't look at their database notes and tell me if it was a legitimate email or not.. so I pressed for her to pull up my info and she just disconnected the call. So I called again and on hold for 15 minutes to get to a guy that tells me he needs to transfer my call to another department... he puts me on hold and call disconnects again. So I called a THIRD TIME and finally get someone that seemed to care, Youseff. He took his time to even ask for my best callback number in case our call was disconnected. He was able to listen to my concerns and showed empathy and fulfilled my final request of deleting my account/ listing with them. So my conclusion is it took 1 out of 4 attempts to get some good service.. 25/100 raring for vrbo host services.

This was my first time stepping out of the hotel rhelm and into the VRBO b&b zones, I found what looked like a great place, good price since it was a new listing, so I booked it. Well let me warn you!! The host Jean / Homeaway at the listing for property Property: 3918986 in Flagstaff AZ is a SCAMMER! The listing is titled Beautiful and affordable 3 bed 3 bath townhome in Elk Pass!! Right after I booked it the host contacted me directly through my personal cell and email stating I need to pay $500 for damage deposit via zelle to: Zelle Email: **. Zelle Name: VICTOR **. They refused to communicate any of this through the vrbo messages. And when I asked them to please respond through vrbo messages they responded "why is that so important to you?"
They sent me an email asking for it with vrbo header to look real from email address rentals.vrbo@homeawaypay.com. They say in the email that vrbo is choosing to have this paid via zelle for safety backed by our bank (we all know zelle is not backed up when you pay a Scammer). Red flag alert - when at checkout it asks if I want to pay extra for damage deposit coverage... #2 red flag was zelle request, #3 flag, fake vrbo email, #4 flag wouldn't communicate it through the vrbo message site.
When they realized I wasn't going to Zelle $500 non refundable cash to them crooks, they canceled the booking. And they still never mentioned anything about the extra deposit through the vrbo messages... I'm curious if the home is even a legit listing or just a way for them to sucker $500 cash from any gullible bookies. I had to get My credit card co. involved to get my refund. I gave the info to vrbo but seems like they aren't going to do anything about it. Don't trust the property in elk pass flagstaff AZ with host Jean with Homeaway. And now I don't trust Vrbo as a whole. I'll stay to booking.com.

I reserved in September 2023 and paid my deposit through Vrbo for a rental property in St. Augustine, Florida that looked very cool, for our annual Anniversary trip May 1-5th, 2024. This property was rented through a property management company. I went onto Vrbo to add a new form of payment for the remaining balance, two weeks before balance was coming due and my reservation was gone!!
Now I cannot find the place on Vrbo at all. This is the second time I have had an issue with a property through Vrbo, have emailed Vrbo and the property (3 times) I was supposed to stay in this time with ABSOLUTELY NO REPLY from Property Management Company NOR Vrbo!!! I ended up back on Airbnb, rented an amazing place for actually a better price and much larger, old place rented 1 Br/1.5 baths ~vs~ NEW Airbnb place 3 Br/3Baths for only a slight amount more. I will NEVER use Vrbo again, I lost my deposit and NO ONE has replied and apparently, Vbro DOES NOT CARE about their service to travelers NOR the lack of communication from Property Management companies!! I researched Vrbo's site again and still cannot find the property I was supposed to be renting!!

I wish I could pick ZERO STAR! We travel in 3 days, our host, after greeting us and welcome to this place Casa Rosa in Puerto Vallarta, canceled us last minute! I’ve reached Vrbo many times by emails and calls daily. They didn’t do anything about it. We are about to leave, impossible to find the same pattern of house we had reserved, in the last minute plus the overpriced find for inferior places! Thank to Vrbo the quality and whole excited experience of our staying is RUINED! There is no customer service, no care about clients! They will refund your credit card after 3 business days and that’s the best they can provide! They should take classes with Airbnb! They need it ASAP! They are dreams breakers! Don’t trust! We had a house reserved in Humacao Puerto Rico for a group of 9. Red Awning canceled our reservation while we were in the air on our way there. We discovered we didn't have a place to stay while we (4 adults, 5 children) were in our rental cars at the airport. Our group spent 5 hours on the phone trying to resolve the issue. They finally agreed to a full refund, only to charge our card again 3 days later. We found a hotel for the first night, and then lucked into a beautiful Airbnb in the San Juan area. The only reason I gave them one star is because I couldn't give them zero. I will never ever rent one of their properties again, and it has also made me suspicious of VRBO and Expedia in general.

CITI Bank info for VRBO Dispute. We arrived at the VRBO property around 9:30 pm on July 9th. There were three men outside the property. Two were propped on the front gate and another was in a wheelchair. The two men hanging on the front gate were smoking ** and staring at the VRBO rental property. They appeared to be gazing at the house waiting for someone or they knew the property was a rental/vacant. We did not approach the house till they left. It took them about 30 min for them to leave. Therefore, we were unable to access the property safely upon arrival (see photo of timestamp of property).
When we finally got into the property, that’s when we realizes we did not have the entire home to ourselves. The capital hill homes have a basement, walk up level, and upper level. Someone was in the basement. We thought we would have the entire home to ourselves as advertised. This was another issue as there was a house list of rules from the VRBO property owner stating “we have guest in our basement” was listed in the house guide. This was not disclosed to us that we would be sharing the home, in fact the property was listed as entire house (See photos of House Guide under Thermostat). The home had interior doors that went to the basement apartment. We went out to the porch to see if the people in the basement could access the backyard, but had to quickly turn around back into the home because the smell of ** was so strong we couldn’t breath on the back deck.
We specifically look for vacation properties that are entire homes because we have three children with special needs including Autism that has a sensory issue. The smell was just too much for them, and the interior door that lead to people in the basement made them and us feel uneasy. We immediately asked the host to turn down the air, they said that they did, but the house never cooled off. We ended up moving all 5 of us to the Livingroom floor for the night.
During the middle of night, people approached the home and rattled the door. This freaked us and the kids out. We packed up our stuff, left the property early that morning (July 10th about 7:30-8am ish), I messaged the property owner and told her we would not be back. She then told me to cancel the reservations and if she rented it out, she would refund us the rest of the days. However, when I tried to do that the VRBO system would not let me. So, I called VRBO and they said I would need to dispute it with their Book with confidence guarantee department (see book with confidence photo) So I filed the complaint, and I kept calling and calling and VRBO said I would need to wait on an email that just never came. I am disputing the charge because:
1. I never received what I paid for. We were to stay a week and left the property in under 10 hours. It would have been sooner but it was the middle of the night and we have three kids.
2. We felt unsafe. ** possession may be acceptable in Washington DC (as the property owner did point out), but it's still illegal to smoke it on the sidewalk, in public, in front of minors, etc (see Washington DC metro police photo).
2. In addition, the property owner admitted to the unsafe conditions. I had a medical package delivered to the property earlier for one of my children and she admitted that they continued to check on the package so someone wouldn’t steal it.
3. What was advertised was not what we got. The property was advertised as “Entire Home” yet there was guest in the basement. Washington DC legally considers the “English basement” as part of the home. It's sold as 1 property, taxed as 1 property, and obviously the utilities are one unit (see photo of Washington dc government property). This owner purchased this home under 1 transaction, she is filing homestead under the 1 property, therefore it is a single property. So, we did not get what was advertised.
4. I followed the VRBO customer support process, on time, and provided my documentation. And they have told me to find legal counsel because now I am receiving threatening messages from the property owner (see RITA message). Your host is threatening to sue me for exercising my rights and following the dispute process legally afforded me. This is extortion. This is against the vrbo host agreements.

I wish I have an option to give zero star! I still haven't gotten my refund after almost 2 months! Don't use Vrbo service if you don't want any issues and headaches! I booked for a vacation home through Vrbo but I had to cancel because we have to cancel our vacation. After many messages I sent to the host and It took a month for the host to approve our cancelation. After the cancelation was approved, I only got the refund of service but not the rental fee. I keep contacting Vrbo customer service, and they asked for all kind of documents to prove that I haven't received the rental fee refund so I provided everything they asked but I still haven't seen my refund after contacting them so many times.
Finally the host replied to me today after many messages I sent, he said Vrbo already took the money from his account for the refund but I still haven't received it for 3 weeks already since he approved the cancelation. Basically right now, they told me to work with the host directly because they can't do anything about it! I asked the customer service why I have to deal directly with the host now when I made a reservation through Vrbo but the customer service person ended our conversation!

Feigned empathy, back-office clandestine "reviews", entity stiff-arms, multiple dropped calls in the middle of interactions...all add up to one very frustrating and disappointing experience. Not to mention that VRBO refused to refund their fees due to having me deal directly with the owner and letting me know after-the-fact that the owner should have updated the VRBO system in a certain manner in order for me to recover the VRBO fees. Of course it's too late now for those updates. IMO VRBO is not the "travel company" that they advertise...They appear to be a drop-shipper of rentals. I won't be using them anymore. A previous experience was just ok and we tried to give them another shot. They might be decent if you book a well known 5-star resort through them but why do that? We wound up booking an alternate through a smaller firm with friendly customer service and the experience was wonderful.

I Booked a 4 BR home 601 Hummingbird Dr, Little Elm USA 75068 on march 21 - 25. On arrival the house was NEVER cleaned after previous previous occupants checked out. The whole house was dirty, unclean, Not habitable at all and a health hazard since you do not know who the previous occupants were. Tried multiple times to get in touch with the host to report the situation, try and resolve the issue with VRBO as well with NO help at all.
The host finally texted me at night that the manager overlooked and did NOT clean the property. At the time it was 9pm at night I was outside in the cold, rainy weather, frustrated, tired, since I had landed with an early morning flight for a business meeting. I had been on phone for 5 hours trying to get help with no HELP at all. I eventually booked another property. VRBO to date have NOT helped with a refund of my money or any way at all. NO Customer grievances and complaint HELP. I WILL NOT WISH WHAT I WENT THROUGH MENTALLY, PHYSICALLY AND FINANCIALLY TO ANYONE EVEN MY WORST ENEMY.

Updated on 03/23/2024: I arrived at a property in Fort Lauderdale on March 17 at 4:45 pm. I had asked to arrive early and was told that the property would be being cleaned and sanitized up until 4:30. When I arrived with my daughter and her friend I smelled something horrible. I kneeled down to the rug and smelled dog urine. I am familiar with this odor as I have dogs of my own. As a result I went around house and backyard with an eagle eye. What I found was broken toilet seat in master. Grime in all corners and hair in a few. I found crumbs in kitchen and a dirty film on bottom of stove. Outside in fenced in yard I found gray covered in a blanket of thick leaves, plastic bags, plastic water bottle, beer, can, used sun screen, used snorkel gear, dirty pool, and FECES. I immediately called all parties included in this reservation.
A rep came over who appeared to be intoxicated. He was very threatening and told me in A vulgar way that I had no idea what dirty was. My daughter was worried and tried to stand between us and tell him to speak kinder. He stomped around and picked up garbage. I have photos however to support my claim. I asked to be relocated to a verified clean rental. I was told I would need to wait. We waited for 4 …+ hours. I called all parties again and was told I would need to wait 24 to 48 hours. Where was I supposed to wait? We decided we could not wait any longer and paid for an alternative place through Airbnb. 2.5K. I would have contracted something if I stayed there.
I communicated with people up until the 20th when I was told I would receive a call. I did not hear back. Today I decided to work on this again as I'm now home. The agent I spoke to Med from VRBO told me my case is minor because the feces were on the outside. I called him on it and he told me he had assumed it was minor. You decide for yourself if you want to use them. I would not trust photos or ratings. I was told the property was in a quiet place. They do not disclose location until a couple of days prior to your arrival. This rental was on the busiest street.
Original Review: I made my reservation through VRBO.com. Having said this, I have called and spoken with the host who also transferred it to another company. I have also spoken with the other company who is local. I arrived at the property at 4:45 pm to find a horrible smell, I have dogs and I believe by smelling the rug it was dog urine. I found feces on property, trash at pool dirty pool, unkempt yard, snorkel, sunscreen, empty water bottle, beer can, trash bags. Broken toilet seat, crumbs, hair, dirty oven. I can go on. I own a rental property in Martha’s Vineyard. If my guest arrived to this I would be mortified and give them their money back no questions asked. I have a teenager with me who was crying as the representative who came told me I was anal retentive in not as nice words. He was drunk. We had to wait for 4.5 hours until I gave up and spent another 2500 on a stay somewhere else. I asked VBRO, Red Awning to find an alternative and the answer was I had to wait 24 to 48 hours for a response. Where was I supposed to wait? This was an unacceptable response and I had to find a place to stay. It has been several days and I still have not heard back from anyone. VRBO has refused to help me.

Had a charge on my cc I could not identify. it was for VRBO. I called. After 45 minutes finally spoke with a human, however she could not speak English, she insisted I needed to send her snap chat of my credit card invoice, I made (4) request to speak with her manager after the fifth time she hung up on me, I did receive a phone call from her at 2:02 Am! Not sure what she said prior to me hanging up on her but after all it was 2:05 AM, who does that. I just refused to pay them and had Amex reverse the charges, no way I could recommend Vrbo and they deserve a score much lower than one star, when you see that 93 % of reviews are one star, it makes you wonder why use Vrbo.

We rented an apartment in Austin for two weeks that is managed by Nova Corporation and rented to us through VRBO. When we arrived for a two week rental, there was no Wi-Fi, therefore no TV, only one small 6 inch pot for cooking, and no iron or ironing board. After nearly three days the Wi-Fi was repaired and some larger pots, skillets and a colander were supplied. We still had no smaller items for cooking, no iron, no ironing board.
I wrote the host that it wasn’t a matter of a single problem, but rather the pattern that indicated the apartment had not been ready for us when we arrived. I added that our experience would be reflected in our evaluation. She responded by stating that this “caused a problem” for them and unilaterally rewriting the contract to indicate that we would have to leave the following day, She provided only a partial refund.
I spoke with several different people at VRBO customer service. Fernando and Angela were especially helpful, explaining that we had not broken any house rules, that we could not be evicted, and that the host could not rewrite the contract without my approval. I explained this to the host, who repeated sent emails, purporting to be from VRBO itself, rather than from the host telling us we had to leave. After we left, she sent 10 emails demanding payment of $3,028, then $3,178, then cancelling request, requesting $3,028, $1,408, cancelling these, sending others demanding payment for cleaning and others, then cancelling these.
Our two week vacation was ruined by three days in an apartment that was not as advertised, a contract broken by the host, then harassing emails and eviction. We then had to find housing for the remainder of our time in the Austin area. Area. We will not be returning. Despite repeated assurances by VRBO staff that we were due a complete refund, VRBO instead stopped returning messages by phone or email and ignored a postal request. We have used VRBO for over twenty years and have never been treated so poorly. We will not be using them again.

Terrible customer service and support. They allow guests to report their payments as "chargebacks" and then the hosts are out of luck and cannot retrieve their funds despite guests staying at the property. They don't have an fee name for "additional night" and make hosts charge the night as an administrative fee which confuses the guests and causes issues. Airbnb is a much better platform.

I booked a house on 3/8-3/10. I went to the front gate and the guard told me I wasn’t on the list. I was confused because I paid for the weekend. I called the host to see what was going on. He informed me he still lives in that house and it should not be even listed on VRBO. I then contacted Vrbo to let them know what was going on. To make a long story short I’m still waiting for my refund because I never stayed at the place I booked on Vrbo. I contacted Vrbo numerous times but haven’t had any resolution yet.

Horrible! I will never book with VRBO again! In mid-February 2024, a month before the check-in date, I booked a two-bed apartment in San Diego for two couples. I inquired on the VRBO platform about the parking situation in mid-February. The host did not respond to me or the subsequent inquiry by a VRBO agent about parking.
The listing stated the host would contact me about entry three days before check-in He never did, nor did he respond to my inquiries on the VRBO platform, or by telephone call (VRBO gave me his number). At least six VRBO Agents unsuccessfully tried to contact him by phone and emai three days and two days before check-in.
Because the other couple was flying in from out of town and we were driving hundreds of miles to the apartment, VRBO’s response that “if you show up and you can’t get in, we will help you rebook that evening” was absolutely inadequate and bad business policy. I was therefore on the hook for the entire payment of the booking. I was told if I canceled, I would not get a refund.
The host then went onto the listing and removed the verbiage that stated he would contact me three days before check-in. He then canceled the listing after I and two other agents again unsuccessfully tried to contact him. I have lost all confidence in VRBO. Obviously, they did not vet the host. Their lack of responsibility for enforcing check-in policies, and the requirement that I had to show up at 4 pm to an unknown location (I had the address but not the apartment number) in order to get rebooked or a refund is shocking and appalling. VRBO says I will receive a refund in three days.

The renters who come from Vrbo are not screened by Vrbo. The majority of our linens and towels were stained with blood, many beach towels were missing and our leather chaise lounge had a cigarette burn hole and dog scratch marks. Also, cigarette burn marks on a table. There were dog feces in the yard in numerous locations. In spite of being asked to leave, they stay until the end of the month. At the end of their stay they called their credit card company, who debited $6497.44 from our account. That was our experience with Vrbo.

The host ghosted and after giving me the runaround for a month, VRBO decided it was my credit card company's responsibility to refund me. VRBO.com literally rented a vacation property to my wife and I WITHOUT UTILITIES. We arrived around 4pm after a full day of travel - we notified VRBO and the Property Manager as soon as we checked in and realized nothing worked. VRBO's policy is to give the Property Manager 5 hours to resolve any issue before taking any next steps. At 900pm after a full day of travel, my wife and I were told VRBO would reimburse us our money and that we should just go get a hotel. Problem was we brought our dog with us (which is why we were using a VRBO property) and there were no available hotels that late at night that would accept animals. We were left stranded with NO OPTIONS. VRBO Service Representatives were completely rude and did not care at all to help place us in another property; I would have of course paid the difference if more (we weren't trying to get anything for free, we just wanted to figure out a solution).
Property Manager couldn't help - VRBO would not place us in another property - after an entire day of travel, we turned around and spent the entire night travelling back home because we had no place to stay. Vacation was terminated, ruined and my vacation days for 2024 were lost. Thanks vrbo, I will never use your service again for any reason and highly recommend others consider alternate property providers.

I rented 17 Shankpainter Rd, Provincetown, Mass- what a mistake! It was completely infested with roaches, crickets, stink bugs and 2 other insects I didn't recognize. I took 12 photos which clearly identified the insects and furniture from this condo specifically identifying "their" furniture - the owner ** #17 denied any knowledge, refused to make even a partial refund, then ghosted me after sending him pics. Vrbo ghosted me as well and held my $1500 deposit for 3 months, yes 3 months. Bank of America claimed to investigate and took 4 months and sent me conflicting letters that didn't show to me they actually investigated, so I dropped them. This condo owner and VRBO are scam artists! Beware, don't rent from VRBO or** #17 Shankpainter Rd, Ptown.

I didn't realise how high the VRBO fee was when I booked this vacation rental and was shocked later when I realised that VRBO had based the total charge on Host Fees and Tax as well - that's criminal surely? And they charged me a 13% fee - outrageous!! I would cancel but my guests are already planning the trip around the dates. I will never use this service again and will warn all my contacts who book etc. Not to use their services. Most of the time I go direct but I didn't this time. Lesson learned. I paid of course but didn't look at the actual breakdown carefully enough. My bad their crime. Travelers Beware!!

Scam, scam, scam!!! I paid over 1,000 dollars for a trip and was not refunded due to a natural disaster!!! Jan. 9-12. I was traveling from St. Pete to the Keys. Our route was closed due to the storm. Then VRBO had the audacity to inform me my money was not refundable! I literally was excited about my first adult vacation and robbed!! Do not use them, do not book with them! It. Is. A. Scam! Even if I was able to go, there was a 500.00 dollar deposit and 250.00 dollar a day stay after I paid $1,120 for the resort!!! again, scam!! Scam!! Scam!!!

I rented a place in Florida, after I booked I was told if I wanted pool heat I would need to pay $5 a day. So I sent the money. Then a week before my trip (just after the time I could get a full refund if I wanted to cancel), the owner stated she was raising the price of the pool heat to $30. I told her no and called VRBO, VRBO basically said the owner had every right to increase at anytime and either I pay it or don’t go. They were rude, and put me on hold for 40 mins while they talked to the owner who sent nasty messages to me after that phone call. I canceled only being able to get 50% back and the home owner got $500 from me. I couldn’t stay at her home after she was a scammer and was nasty and VRBO did not support my claim even though I’m in the right! I wish I could take them to small claims court. I filed a complaint with BBB and they basically lied and told them this was resolved because I canceled! Stay away from them…

My family went through a lot due to a last-minute cancellation, and I had to spend almost 12 hours straight to find a new house to stay at through Christmas and New Year's in New York at two days before I was scheduled to check in to my original booking.. Not an easy task…. Their reimbursement policy feels scammy. It’s feels like a rebate scam with parameters that their team can easily wiggle out of paying, and it's clear they hope most will not take the time to jump through the hoops necessary to be reimbursed. DO NOT TRUST VRBO.

I booked a unit in ‘Indian river shores’ Florida for three nights. The owner canceled my third night because she was also taking bookings from Airbnb and had mixed her bookings up. I got a refund for only her fee and VRBO.com did not refund 1/3 of my costs. Cancellations as it turns out or always build to the renter even if the owner does the cancellation. My $400 a night room ended up costing $700 a night. I called their contact line and this is an issue at the supervisors level. However, it’s been two days and I cannot get a return call. Highly recommend everyone should avoid VRBO.

VRBO allows owners to use deceptive advertising practices. I searched for a property using the filter to find rentals for $150/night. Spent much time and energy searching and comparing for "the perfect place" and finally settled on listing Rental Number: **. $141.33/night SWEET! WRONG. Clicked on "book now" only to discover additional host fees: $200 for "PROPERTY FEE," $85.00 "MANAGEMENT FEE," $350 "CLEANING FEE", and to add insult to injury, a VRBO "SERVICE FEE" that according to them, "helps Vrbo provide a safer and more secure booking experience, coupled with 24/7 customer support throughout your trip." Tack on Uncle Sam's $137.67 and you've got yourself a 3-night rental that comes in at $1,346.67. What a deal! NOT!!! I mean, I was born at night, but it wasn't LAST night! I'll never use VRBO again because their policies are the ones that allow property owners to unethically price gouge the very people who make this platform work to begin with! WE THE TRAVELLERS! Never EVER again.

For no reason we were canceled and but VRBO still charged their $86 fee to the credit card. I spoke to customer service and it was an awful experience. VRBO can see that we were canceled but they want a bank statement. Our credit card company said they approved the trip and there is no reason for us to be canceled and why won't VRBO refund our fee? I kept saying to the guy that he can see the same screen as I see that I was canceled. I asked to speak to a supervisor and the guy hung up on me.

Booked a 1 month stay prepaid. Showed up to the property, looked nothing like the pictures, was a 1 bedroom, 1 bath and the ad stated 2 bedrooms, 2 baths. The host tried to get in a physical altercation with my driver, he was drunk and lived above the unit in the middle of nowhere. I stayed one night and left. Called VRBO upon arrival and told them I was afraid for my safety, they did nothing. I've tried to get my money back now for 3 months without sucess. I've sent pictures and videos, they kicked the property off the website but still won't reimburse me. Their marketing slogans are "Book with Confidence Guarantee" and "Stay Neighbourly" Yeah right!! I had my house listed with VRVO for 6-7 months as well as with other websites and because of that I didn’t realized they were not depositing the payouts at all. I called to ask where the money is…. And all they can do is file a claim… I have been waiting for a week and nothing…. There is not a live agent in this department or a phone number to call….

VRBO HomeAway. #vrbo are THIEVES!!!! HOW DO I START::: You all should be ashamed of yourselves. You allow bogus homeowners to advertise their homes on your website, only for innocent customers to pay for the home in full and then be told that we cannot get a refund due to the homeowner never communicating with #vrbo nor the customer. This is just a synopsis of the situation currently at hand.
My family and I book a spring break trip every year, and unfortunately, this year we learned that not everyone is trustworthy. We used a “reputable” company, such as #vrbo to book our home for spring break, however, they did not do their due diligence by verifying that the homeowner actually owned the home. We paid for our trip in full and #vrbo has made it absolutely impossible to get a refund due to the cancellation of the homeowner not my family, and now we are out of a spring break home as well as $1300. Has anyone else experienced this with this company?

We are currently staying at a rental that was booked through VRBO. We booked this almost a year ahead. A few months before arrival the owner contacted us and wanted another 2500.00. If we didn’t pay the additional we would have to cancel. We had to pay it, it was too late to find another place. Since our arrival, the internet failed, we discovered that a bathroom sink was plumbed backwards, the mini splits continue to fail to maintain an even temperature, and tonight the dishwasher failed. It’s Monday, and the owner tells me he will try and get here by Saturday.. Seriously!? We also discovered that whomever installed the washing machine installed the hot/cold lines backwards. That was found when we ran a cold load and the clothes were hot at the end of the cycle.
Then there is vrbo. I am still in a fight with them as a customer cannot review or update credit card information. I had to cancel a reservation due to health, it took me three months to receive a refund. My card had been compromised earlier in the year, and had to get a new card. I couldn’t update my credit card on the site so they sent the refund to the old number. After back and forth conversations with my bank and vrbo, I began to feel like a yoyo. It took an email to the CEO to finally get somewhere. For three months they used five thousand dollars of my money, making interest on it. VRBO staff tell me they essentially cannot provide a customer access to their own account information. If you use them, beware.

So, the weekend of Feb 9th - 11th it snowed on Mt. Lemmon - enough that they (Pima County Sheriff's dept) closed the roads up the mountain and allowed only employees and residents. Mr. ** tried to get me a "resident pass" - with of COURSE A FEE, to get me to go. I'm NOT a resident - but I guess he will lie to make sure he gets paid! ZERO REFUND - what a snake. Never will use Vrbo or Mr. **. They will take your money in a heartbeat and hopefully nothing happens, because THEY are not going to make things right. Vrbo stated that the road closure was NON-REFUNDABLE??? So the government closes the road and it's just, "Oh, well - your loss". What a horrible company!!!

As I'm sure many people have posted here, the site is full of bait and switch scammers, and VRBO is totally in collusion with the scammers and will do everything to avoid refunding, despite legal requirements to. They also apparently don't do any background checks on the hosts, because the person who scammed me has active criminal cases against him for the way he manages properties including poisoning the air and water of an entire town and arson, as well as civil cases for selling counterfeit products, injuries related to said products, and insurance fraud (see arson above). Dire absent of maintenance. Not as presented on VRBO site. As of this writing, three sites - VRBO, Airbnb and Golden Isles Retreats are listing this property with pictures of the backyard that do not represent actual condition nor did it when I arrived. Owners 'invited' me to leave. Received absolute minimum refund from them. Between VRBO and host, fees were $951, intended for 84 days, charged full amount for 25 days. VRBO points to Premier Host. Premier Host points to VRBO. Premier Host not responding to my communications.
Review posted on VRBO has twice been rejected - not allowed to talk about fees, not allowed to talk about listings. Max 1500 characters which is very restricting considering issues encountered - backed up sewer line, glass/debris strewn yard/ long thorny vines everywhere across the yard/broken down fence, coffee maker repeatedly tripped the breaker, 19 pieces of mail in the mailbox dated as old as 2 months, several other issues. I am out of pocket close to $2000. No one cares. Place is relisted, higher price, same pictures as when I booked it. I tried to get everything fixed and pressed for assurance of safety in the yard. It was then that I was 'invited' to leave as both parties refused to assure safety. The '2' rating is that the inside of the house was as presented. Very upset and feel I have been treated with disrespect.

I have discovered that this is a fraudulent company. VRBO tends to have a lot of fraudulent activities going on within their company. My Calendars have always been synced with Airbnb. Somehow VRBO removed the sync and disabled my alerts, so I am just noticing that they are charging people, allowing them to book "exact" dates that are already blocked on my Calendar, all so they can collect on cancelation fees. I have reported them to my bank, my attorney, and to consumer affairs, as this is not the first time that I have experienced fraud with this company.
I own two properties that I list with VRBO. In the last year, I have only secured 2 bookings for only one property. Yet, I receive an overwhelming amount of scam booking inquiries where people reserve 30+ days and harass me about if they can send me a wire transfer, or if they can talk to me offline. One of the two bookings I did secure, they never secured the money from the renter and took back the money they paid me. I am severing ties with this company. And I encourage a class action suit against this fraudulent company.

I booked a year in advance on a property in Palm Desert. They collected $2K up front. 1 month before scheduled date they charged by card $5K for the remaining amount. I was worried when I couldn’t find the property listed so I emailed twice a week 30 days before I was to arrive for a month stay. Each email response from VRBO and Houzlet was that I was in good standing and to not worry. I received 5 of these types of responses. Then 2 weeks before my booking start date I was told the listing was no longer available and that they could not refund my money as their merchant account was no longer available and that I needed to contact my bank to dispute the charges to get my money back. It's truly astonishing how unresponsive and grossly incompetent the customer service at VRBO is. I deeply regret entrusting our team's business to VRBO in the past and I am determined to ensure that we never book through any company owned by Expedia, including VRBO, in the future. Despite spending thousands of dollars on VRBO, we have been unable to reach a single competent person to assist with basic matters such as tax-exempt refunds. We should have ceased using this arrogant company long ago.

Do not use VRBO, unless you don’t mind being stranded, in a city you’ve never been in before. Used their app to book a condo in Seattle, host never contacted us, and we could not contact them, nor could VRBO. They still have a 5 star review?

I called Vrbo.com because house was 45 degrees inside and no hot water. Vrbo said it is too late to cancel. I said I expected the house to have heat in the winter in CT. He restated too late to cancel. No help at all.

If you are considering listing your property on VRBO, you may want to explore Airbnb and other similar sites instead of VRBO. For the most part, it appears that VRBO implements many of Airbnb's best practices. Airbnb strives to expand its business and does so to be fair not only to guests but also to hosts. I recently encountered a situation where a guest never mentioned any problems whatsoever; we exchanged texts at least 10 times a day. I even attempted to assist her in bringing a dog back from the islands. However, she later left me a scathing review because my neighbor's unit flooded.
As a precaution, I asked her if my property manager could check on the home. She was friendly and more than willing. Then, two months later, just before Christmas, she gave me a horrific review and demanded a complete refund of $3,000 USD after staying in my property for 7 days!!! Hmm, that seems odd. Instead of seeing through this situation, VRBO would rather see my small business ruined. Similar incidents have occurred on Airbnb, and Airbnb was more than gracious in removing the retaliatory review. I just hope VRBO can follow suit one day. Until then, I recommend going with Airbnb; they are much better at finding easy solutions.

I became a new host with VRBO and I was confused how this web works (different than furnishedfinder.com or Airbnb) so I called customer service for help. On the call rep gave me wrong info about the calendar syncing and that's not all. For that guest who complain about cancelation of host needs to know that sometimes it is not all host's fault.
Rep. did not tell me that I have to download separate app for the host! So she left me with half information how this service works, some info about the calendar was wrong and suddenly I got reservation done on property already rented. I was shocked later when I found how much I have to learn to set up correctly short rental. As a result was a cancelation fee unbelieved amount and their support team was not very respectful and actually did not care about what and how was it done. I got just dry answer no. If they working this way with host then I don't see the difference how they work with customers. Very sad but now I don't want to work with company like this. I have listed my properties on furnishedfiner.com and Airbnb and will let them make money on my reservations. Bye-Bye VRBO.

Do not rent Rustic Cabin near Purdue University. We rented this property to attend our granddaughter's graduation from Purdue in December. We were unable to stay at property due no heat, putrid sewer smell in house and unresponsiveness of property manager. Property is 3 bedrooms w/ loft and makeshift rooms in basement not 6 as advertised. Not an authorized rental according to municipality. VRBO was not helpful, basically saying the issue needs to be resolved between renter and PM. We received no refund, and had to scramble to find other accommodations graduation weekend.

Kamala house. This house was dirty. Bathroom basin was hanging off the wall. Grime in the tile grout around shower. Grime around the kitchen sink. Air conditioner blows hot air. Bed was new apparently, but so hard the floor would have been more comfortable. Owner was nice enough man. He honestly believes the house was presentable to charge good money for a rental. He will not refund me at all. I have video of all my claims. I would not ever recommend this company.

If I could give zero stars I would. We rented a “luxury” apartment in Tulum. That was the first lie. The main floor pool is dirty. Walls and floor of the pool is slimy and tiles missing. Dogs on the property bark day and night. The property lacked towels and face clothes. Asked for face clothes and hand towels. Received a lot of hand towels and one face cloth. Asked for towels days ago. Apparently, they are coming. I doubt it.
Walls need painting, rugs dirty and couch well worn. They threw blankets over the couch to cover the wear. Fridge kicks out intermittently. Utensils for eating with are rusted at points and most likely have leftover food in them. The second floor has a plunge pool and it too is filthy. They have promised to get it fixed up but after almost a week, changed their story and said it is now not part of the rental. We can go outside at that level but it had lots of broken glass. The palapa above that no longer has a palapa or guardrails for that matter. Death trap! The toilet seat in one bathroom is broken. Table in a bedroom appears to have been pulled from standing water as the legs have split. There is one small frying pan. A bigger one would have been nice! One bathroom we keep closed because the awful smell coming out of the shower drain. I asked if the beach was close and they said yes. In fact, this is not true! At least 30 minutes by bike.

The place had hundreds of worms. There were cat feces. The ceiling had mildew. It hadn't been cleaned. Vrbo sided with the host. The place is still up for rental on their site. 3 people In a row left 1 star and pointed this out. I contacted Vrbo. They don't care about it.

I had a guest come to stay in the house we host. She got a Google pin with location and location instructions that morning. Drove right by the house, as it sits on the main road with nothing obstructing its view and swore she could not find it. I gave her my phone number and another Google pin to help and she booked a hotel and issued a chargeback from her bank. Initially I won the chargeback. She filed another and VRBO said they were fighting for me and I needed to do nothing. They said I did everything correctly and should have nothing to worry about since the charge back had already been found in favor the first time. I never heard another word.
They pulled her stay money from my next people's stay and then told me too bad when I called and asked what happened. When I asked what I could do better to ensure this doesn’t happen again they said nothing, I had done everything I could. So because a woman was incompetent and couldn’t even follow a pin to the address I had to pay for her stay and lose out on a weekend for rent. I won’t be using vrbo any longer. Airbnb is best.

Do not rent a Houzlet property that's listed on VRBO. Houzlet is a scam and VRBO's 'book with confidence' guarantee is a fraud! We booked property #3307030 on VRBO for the month of March 2024 and submitted our deposit of $3070.78. We received a receipt, confirmation, and a reservation number by email from Houzlet on June 22, 2023. We also received a confirmation email from VRBO on June 22, 2023. On Jan. 19, 2024 we received an email from Houzlet advising us that our reserved and confirmed rental condo was no longer available, and they offered us much more expensive units that we were not interested in. They then advised us to cancel our reservation and that we would get a full refund. Houzlet then said we are not entitled to a refund; then they offered a credit for a future rental; then they said to dispute the charge through my credit card company.
Houzlet should be banned from listing on the VRBO website, and VRBO was absolutely no help in resolving the issue or getting our deposit back. Houzlet apparently has a standard practice of booking properties and then cancelling them at the last minute and offering higher priced units. And then they refuse to issue a refund. I have reporting them and VRBO to state attorney generals, BBB, and social media. We are still fighting to get our refund. The CEO of Houzlet, Anthony Louis IV, is a Penn/Wharton grad who must have majored in scamming!

Stayed 10 days at a VRBO in Seminole Fl. VRBO commercials tout the seclusion from other guests or the host, but where we stayed, there was a single lock-off door between us and the host. We could hear them talk, their TV, etc. It even woke us up when we went to bed early (time change, etc.). If that wasn't annoying enough, the listing said there'd be a heated pool and there wasn't. I tried contacting VRBO to no avail. This was our 1st and our LAST with VRBO. I've had great experiences with Airbnb, and that's where my (frequent) business will go henceforth!

I booked a property in Amsterdam a month in advance, relying on their policy that promises complete independence from the host. Two days before the reservation, the host contacted me to inform that a neighbor would stop by after check-in to check the property and ask if I had any questions. Politely, I declined, stating that I was grateful but had other commitments. To my surprise, the host unilaterally canceled the reservation, claiming it was strange that I didn't want anyone to enter. This seemed ridiculous to me. If my daughter were there, I would be genuinely concerned about a stranger being inside the apartment after check-in.
I contacted VRBO, and despite the entire conversation being on the VRBO platform, they refused to permanently ban the host, insisting on the need for an investigation. Meanwhile, prices skyrocketed, and I requested reimbursement from VRBO for the price difference between my original booking and the last-minute reservation I had to make.

We booked our Vacation from Canada to Mexico approx. 5 months in advance. The first 3 places we booked canceled on us. Said there was property damage from the previous customer. Finally we booked our 4th. place I booked. We heard from the people that once we arrive go to the gate and the guard will have the keys and take us to the condo. We flew in from Canada leaving at 6 am and once we got to Playa Del Carmen, the driver took us to the Condo we rented for 6 weeks, and there was no record of our name.
I got a hold of the lady and she said sorry they had to cancel that morning and they sent me an email that it has been cancelled & there was nothing she could do for me. I said we were standing at the property and what were we to do. Again she said Sorry. That is all I got. I got the driver to take us to a hotel till we can figure out what to do. Got a hold of VRBO and they said there is really nothing they could do. But they did pay for a cheap hotel nearby for 3 nights till we could find something. Last min. in Mexico is very difficult to get a place for 6 weeks. I would not have the confidence to use VRBO to book another trip after this experience. The Owners should be held accountable once the place is booked and paid for in full.

We started planning our family and friends' trip to Puerto Rico in June 2023 for the vacation dates of Feb. 2024. We knew this was a busy time for that area and needed to make our reservations well in advance. We found several homes that would work for our large group of 10 people and decided on one home which was perfect for our group. We read the reviews, messaged the owner a few questions and were happy with the answers so we paid the required deposit and received a confirmation email.
Fast forward to Jan. 22, 2024...I'm sitting on my couch at home and start getting emails that my reservation has been cancelled. There was no email explaining the situation just simply cancelled and to expect a refund. Mind you, this is 3 weeks before our check-in date. I called VRBO customer service and messaged the owner of the house and all they did was point their fingers at each other! Finally a representative with VRBO admitted to double booking the house and we were simply out of luck. What!!! :(
We did end finding another house but it was located in a neighboring town which meant we had the additional expense of rental car. Plus the house was not perfect for our group and ending up costing more than the original house. I have never experienced such terrible service. There was no sorry, no compensation for our extra expenses and definitely added a lot of stress and anxiety right before our trip when we should be excited with anticipation. Stay clear of booking any vacation house thru VRBO to avoid a similar nightmare!!!

VRBO doesn’t pay the owners promptly. They have the renters money for months collect interest but don’t want to pay the owner for 7 days. The owner should get paid the day the renter checks in!!! Aribnb pays the same day the renters arrive. Much better!!

Even though VRBO said this wasn't under their cancellation policy, the owner of the property stepped in. I was given a full refund & I'm happy with that. I'm only giving 3 stars, because VRBO should have stepped up, instead of dismissing my claim so easily.

We were not able to stay at the cabin last night. Our door code would not work. We arrived around 7:00-8;00pm. I had to first contact the Property Manager to get a code for the door. She thought the cabin wasn't rented. Apparently, a raccoon was is in the cabin, that Wild Life management had been trying to catch it. That she didn't know if it was in the wall, ceiling or closet. Also, because the PM (Property Manager) thought that the reservation had been cancelled. The cabin wasn't cleaned been from the last renter, because she wasn't aware it was rented.
I was upset that nobody thought to contact me & cancel the reservation. This was supposed to be our 30yr anniversary trip & it's been a disaster. I've been assured I would receive a full refund, but VRBO is not honoring the refund. That my approval for cancellation was past the deadline for cancellation. As if it was my fault that it was cancelled. This has been the worst experience with VRBO or with service I ever used!!

I was looking for a six day condo rental on Kaui. Found one I liked and it gave me a price. When I made the booking the VRBO fee was $641.00. This was on top of the $5637.42 I was being charged. Do the math and the fee exceeds 10% of the charges. There was a phone number to call and I found out that Pili Mai (the resort we're staying at) uses Kaui Exclusive Management and Realty as their booking company. Their fee was $250.00. Patrick was great to deal with and walked me through everything and answered my emails promptly. The fee was included in the rental contract-not added on. I immediately emailed VRBO to cancel the booking and rebooked with Resort Host. Will not use VRBO again.

Big time cheater. Ruined our trip. We booked 4 nights (5 days) Sandos Caracol Eco resort (all inclusive) Cancun via VRBO. After reaching there, Sandos Caracol did not find any booking under names, despite showing all the paperwork we were told to leave their premises after 4 hours of try. Called Expedia & VRBO from the resort but no help was offered and were told that there was some mistake at their end, with this, we were sent to a hotel with only 2 days of stays. We landed booking a resort at our expense for the next 3 days. It has been 9 months. Even after escalating the matter to Expedia and VRBO, no reimbursement has been made to us yet.

I wish I can give this company ZERO STAR! It’s absolutely terrible place and been created by some billionaire who don’t care about people. I been looking for long term vacation rental property and is absolutely no luck. Prices is astronomical and nobody is controlling greedy landlords. The worst part is the landlords don’t like to rent houses for long term and I am not sure why???? I never recommend this company to anyone.

When we arrived at the home we rented there was no heat. Vacasa was the third party involved. So we were told if we needed anything to call them. We worked with them the whole time. Now they will not refund us and VRBO said we did not deal with them so they can't help. If you're going to have a third party working with your business you should definitely all work together. Won't use either again!!!!

In March of 2023, I rented a condo through VRBO for the month of March of 2024. I later found out that I rented through a partner organization of VRBOs called Houzlet. In late January 2024, about a month before we were to be in the property, they cancelled the agreement. They claimed the renter had a family emergency and could no longer rent the condo. They gave us three other potential places to rent and they were 20% to 50% higher than the original rental property. The 20% option was a complete downgrade. Our only other option was to cancel and get our money back. To add insult to injury we could not get our deposit back from them for 14-20 business days. Trying to find a place to rent for a month in Florida in the area we had chosen for the same price was impossible. When I contacted VRBO about the situation, they backed Houzlet and did nothing to help the situation. So beware!!

We own one vacation rental and have recently been infested with bed bugs. We have spent a considerable amount of money to eradicate them, but it seems our last effort failed. VRBO now charges the owner a fee to cancel unless it falls within their parameters. The rental needs to be considered inhabitable and unfit. VRBO does NOT consider bed bugs as inhabitable!! But we will not be able to rent again until we can COMPLETELY eliminate them! On another issue, they are going up on their annual fee to $699! Way too much for an owner of one cabin.

I will never rent from VRBO again. Rented vacation home for a week during the summer. And paid the deposit and was charged an additional $1220 on top of the deposit that is not mentioned in the booking. And the booking was canceled without reason. This is unacceptable on their part. If you have a booking that is paid, it should not be canceled. I will definitely not recommend nor book with this company again. And I will spread the word about how bad VRBO is!!!

Why does VRBO not allow “Google” reviews? It has to be “buried” to leave a review. When booking for our family Christmas the dates for booking clearly will not allow you to book on dates blocked out. I was able to book the dates I wanted. The owner of the cabin in Tennessee contacted me and said it was double booked. Which was a lie. Name- Tabrion **. I did get all my money back. But it was so late the prices for other cabins shot way up this close to Christmas. Plane ticketed were already purchased. A lot of money lost. And no cabin. Like I said I booked very early to get a price I could afford. But since the owner lied either because he got more money or used it for his friends and cancelled late I could not afforded the other places. Neither VRBO or the host Tabrion ** offers any alternatives and ruined our travel plans and cost us a lot more money. Never will use VRBO. They are crooks and so is that host.

On my trip back home from Indiana, and after driving all day in the wind and snow, I could not get in to the tiny home community outside of Newport, TN (in the middle of nowhere) because the code to get in wouldn't work. When my GPS failed to find the place and took me down some narrow, gravel, curvy, mountain roads, I turned around at a dead end (with 6 dogs chasing my car) and got directions from someone that happened to be driving by. I get to the place and I can’t get in. Me and the neighbor guy tried many times to get in. I was unable to contact the owner at the time because I couldn’t get on the internet. The neighbor guy’s internet access was supposed to be the same as mine, as both properties were owned by the same people. Couldn’t access it. I was going to call but there was no cell service. There’s no phone number on the listing anyway. I ended up driving another 5 hours home.
The properties themselves looked nice, and I’m sure I would have enjoyed my stay had I been able to get in. So, I sent a message on Vrbo to the owner the next day and heard nothing. I then called Vrbo, who said they would send the owner a message, but couldn’t give me my money back. Heard nothing. They gave me a number to call for the property owner. Finally got ahold of her, but she wouldn’t give me my money back either, and claimed I waited too long to contact her (untrue). I booked a property in Pompano Beach, FL with the host by the name of Fernanda ** on January 12th. Well last Friday Jan 19th she cancelled claiming she need work done on her house, she is not refunding my money and VRBO is not helping me, I paid $957.89 and I will not take this lying down, VRBO and this host need to be put on blast. This is not the way to do business. VRBO is ran by ** who really so disrespect, I want my money back point blank. I intend on pressing charges.

The condo unit had damages not mentioned in the VRBO ad or in conversations with the condo owner. One of these issues was a large missing window in the guest room. A plywood board had been in the window. It was covered in mold. HOA said they had requested that this be fixed for over a year. All others in development had been fixed. The tub in the guest bathroom leaked and couldn’t be used. The dishwasher fell forward. It was not attached to cabinet. No Wi-Fi as promised. Checked with office. No outages reported. The list goes on.

I reserved a home for a family vacation and had to change 2 days. After checking I found that it would cost me more to change than to cancel and reschedule the dates. So, after cancelling I found out that VRBO is a middleman. You are not setting up the rental from them but VACASA. When you schedule directly with VACASA you save the VRBO fee which in our case was 800.00! And in our case the per night fee was almost half! Instead of 7740.00 for the total rental we paid only 3847.00. On top of this the VRBO associates you have to deal with are rude and you can barely understand them. Bottom line is if you don't have money to throw away STAY AWAY from VRBO.

I rented a house. Unable to go, cancelled 2 weeks ahead of time. I bought the cancellation insurance offered. This is a HUGE scam. Shame on VRBO for even offering this! You cannot get a refund unless you sign away a waiver for this company to access your medical records, and you must have a doctor note. What? You are sick and did not go the a doctor, such as I was. It is a violation of privacy to have an unknown entity be able to access my medical records. Do not do business with VRBO or Generali Global Assistance travel insurance. You will not get a refund.

I booked a vacation rental that was mis-represented on the site. When I contacted VRBO on the arrival date to inform them of the discrepancy, I asked them to find a house that could accommodate my party. They advised me to stay on the property in order to receive the protection of the VRBO policies regarding refunds. We had to get a hotel for 2 of the guests in our party. The host offered to give me a refund for the inconvenience and she admitted to the misrepresentation on the VRBO site. However, she only reimbursed me the amount of 1 night.
When I contacted VRBO about the issue, I showed them proof that the host offered me a refund and the Customer Service Rep advised me to stay, they said my issue is considered “minor” and they cannot force the host to give me the promised refund. (When the host offered the refund, I had already paid the full amount of the rental plus an extra $530 for a hotel for my 2 boys to stay). Although it is a “major” offense to falsely represent a property, it is “minor” if they do not lie about the number of bedrooms and the existence of a kitchen. The property that I booked had 5 beds and 2 full bathrooms, but the actual house had 4 beds and 1.5 bathrooms. VRBO claims that this is “minor”… 6 adults in 1 full bathroom? 6 adults (1 couple + 4 grown kids) in 4 beds? VRBO will not force the host to give me the promised refund and the host is declining to refund. This property is located at 10 S Cedar Ave; Beacon NY.

We had a confirmed reservation for Dec 30-Jan 1 in Blakeslee Pennsylvania. On our way to the rental house we emailed the host who responded that he never authorized the reservation and that it was a glitch in the VRBO system. He told us we had to find somewhere else to go. We had already paid over $1900. The host stopped responding to us and did not refund any of our money. We have spent hours on the phone with VRBO and multiple emails have been sent. The VRBO representatives apologize for the situation, tell us they are escalating the refund request and ask us to be patient. We have been more than patient. We have received no refund. VRBO is not a reputable or reliable company. They do not stand by their guarantees.

We rented a place listed without any reviews yet, as it was a new listing, and it had beautiful photos. A couple months later, right before we left for our trip, we looked up the listing again to see what the place looked like one last time and we noticed it had some reviews. All the reviews mentioned that it was a crack den, not at all like the photos, there was blood on the walls, condoms on the floor, and the door had been forced open with a crowbar at one point. They also said the showers were filthy and unusable. We decided to find a different place to stay and ask for a refund. VRBO told us to deal with the scammer directly to get a refund and didn't even try to help us even once. What are their fees for? This company offers NOTHING to customers who have been scammed.
We then got a VISA chargeback through for our $650, only to find out a month later that VRBO actually fought for the chargeback to be cancelled on behalf of the scammer. We are now out $650 because we didn't want to sleep somewhere with blood and condoms in it. VRBO is a predatory, awful, useless company that serves to enable scammers to steal money from people, then actually fights on behalf of those scammers when VISA gets involved. AVOID VRBO LIKE THE PLAGUE. NEVER USE THIS COMPANY. We wanted to take them to court but we have to file in the city we stayed in and another trip just doesn't make sense for us.

Just got scam by VRBO. Booked a place this morning, paid in full 6800 and then the host cancel. Spend my day today trying to recover my money and with no resolve spoke to 6 different people that reassured me that they are working on it and nothing, they have my money and I can't rebook because they have not refunded me my money. Customer service is awful. Each person I talk to has a different response. I need my money back ASAP... I AM GOING TO REPORT THEM TO the Better Business Bureau.

I have used VRBO many a times but never again. We were traveling from the east coast to LA and I was concerned over the lack of contact from the owner of reserved unit regarding accessing the unit. I sent multiple emails and tried calling the night before we were leaving. No answer. I contacted VRBO and the rep said she called the owner for me and he would be supplying the access details the next day. Once in California I had still not heard from owner and after calling him during the check in time, he stated that he did not rent me his unit and it has not been rentable for over a year... He had supposedly already reported this to VRBO (so the previous rep LIED about talking to him). Who in the heck confirmed my reservation???
I called VRBO and reported what happened, they apologized and said that they would "escalate" my case and I will receive an email. They refused me talking with a supervisor (you have to wait 24 hours after the request to speak to supervisor) and they refused to let me talk with the guarantee department, that is only completed through email. So long story short, I had to wait 5 days to get my refund and I had to find a hotel to stay at and pay for again (I was there during the Rose Bowl and finding a hotel was not easy). Customer service did not care and was like "oh well, sorry". HORRIBLE experience!

VRBO used to be a good company but is now a disaster since it was purchased by Expedia Group. Customer service is horrible. Krisha Mae P just disconnected me on a chat quickly without ever saying "Hello or may I help you" after her predecessor ended the same chat in the middle of my inquiry. I called customer support, and they agreed with my complaint and explained what they would do to remedy the complaint, but then did nothing. Guests can leave bad reviews based on the expectation of a hot tub when no hot tub is advertised. Guests can report dissatisfaction that there is not enough room to sleep four adults when the listing clearly states two adults is the limit. If a guest wants money refunded, they simply threaten the owner with a bad review in hopes of getting a full or partial refund, and VRBO does nothing. If you are a vacation owner, you would be better served to advertise your property via other avenues.

When VRBO, Hotwire, Hotels.com, and the other 7 companies that are now all part of the Expedia Group were independent companies, I felt there was some independence and competition. Now I feel manipulated every time I use their services. I am not sure how they set their parameters but I am sure that their only motivation is profit with no consideration to service or honesty. We all lose when these companies eliminate competition and in effect control the market. I would chose the small independent company in every instance over these monopolies that strive to dominate markets and stifle competition. So much for the American dream.

Updated on 02/25/2025: My husband was injured and the owner of the home refused to give us his homeowners insurance. My husband still has scars from this horrible incident. I purchased the insurance to cover our stay but seriously was rejected!!! What a scam. Horrible customer care team. Horrible experience.
Original Review: This was a horrible experience. The VRBO we stayed in had Christmas lights that were so dim we couldn’t see at night. My husband fell getting out of the pool and tripped during the next day! He had lacerations and bruises for months after. Tried contacting VRBO then they put it on the owner in which he didn’t care at all. Our purpose for the trip was a Birthday Party for a close friend otherwise we wouldn’t have stayed. Never swam in the pool again, vacation was ruined!! My husband has many scars that remain from his injuries!!! Still waiting for VRBO.

Do Not Rent From Vrbo! They have NO regulations in regards to the listings they publish. They do not examine nor visit these sites to make sure they are what they post online. If you want to stay in a disgusting dwelling without hot running water, clean sheets, a place to sit that's not broken, clean dishes to eat off of, Rat droppings, palmetto bugs, No air conditioning in Florida, refrigerators that do not stay cold, and no response from your lovely host whom you paid big money to for your stay then be my guest. I will only rent privately from this day forth. Their customer service is a joke at best. They disconnect your calls because they have no answer to your questions while they leave you stranded in a horrible bind. Don't do it! Save yourself a lot of misery and money!

Rented a place (Casa Palmera) using VRBO. Pictures online looked impressive. But when we arrived the private pool was green with algae and the place was run down and dirty. No help from VRBO finding another place to stay. Found a different place on our own. Owner refunded half of stay so we basically got screwed out of over $900.00. This should say enough about using VRBO in future rentals.

Terrible customer service! Terrible Owners! Nasty, dirty including dishes and the 4 washclothes we got for 4 nights. Owners ignored our complaints and VRBO did too. Nosey neighbors knock on your door at 11am on a Sunday morning, not leaving until Monday. NEVER AGAIN will we EVER RENT FROM VRBO. WOULDN'T EVEN OFFER CLEANING FEES BACK. We paid in full and showed up to stay at VRBO Arrowleaf in Deer Valley, Utah Dec 31, 2023. The host never responded and left us stranded. VRBO “offered” us cheap hotels miles away. Please be aware of VRBO policy. The host can simply deny entry or ignore your request for check-in upon arrival! to your destination. You are NOT guaranteed SIMILAR accommodations. We sent multiple similar properties to VRBO, one which was agreed to, but was never booked. We were forced to rebook a property ourselves, due to “customer care” ignoring our request and customers are not allowed to contact the “rebooking team.”
The following day, VRBO promised a refund. 4 days later, we still have not received a refund! Our latest update is VRBO filed a complaint against the unresponsive owner so we now need to wait to see if the owner will refund us. Please please please BEWARE!! If you book, please have a nest egg to cover the costly mishaps of VRBO because as a renter, you are NOT PROTECTED! We spent our 12th year anniversary on the phone with customer care. We woke up at 3:00 am to make our 7:00 am flight with 3 kids. We did not get into a property until around 6:00…and only because we rebooked ourselves.

Mold and mildew in the silverware tray so deeply imbedded that I could not scrub it out. The cupboard around this draw smelled like old mouse urine. All items in the kitchen needed to be washed...Took 6 hours! Ripped screens in one bedroom and side porch. House smelled dirty. Blood on one of the bed's sheets. Did not appear to be professionally cleaned. Outside showers were filthy and floors sagged due to insufficient supports. Loose garbage was scattered around the property. Collected 1/2 a bag of garbage that was scattered in the theater which was not hooked up for movies or gaming...This took us another 2 hours.
Outlet cover in one of the kid's rooms was broken so as to expose wires. A bedroom door had a broken hinge. Air conditioning was unreliable. First floor refrigerator smelled strongly of fish. Ice maker in refrigerator was not working and water filter was in need of replacing. Water dripping from a bedroom ceiling. Rugs were worn and smelly. Took management 4 days to come and then did little until it was time for us to leave. No partial refund was offered by owners or management company. I have lots of photos, but just look at other recent reviews and don't stay here. I truly believe the owners are waiting for a hurricane to "fix" this property. Our $14,000 for 7 days could have been better spent elsewhere. This was a once in a life-time trip for our family that was 2 years in the planning...Very disappointing.

I was scammed out of $749.74 & given the runaround about receiving a refund! I rented a place for the New Year that was listed on Vrbo.com. When arrived to the property, I never received check in details, and was threatened by the occupants that they would call the police if I didn’t leave. Had to sleep in the car overnight because Vrbo wouldn’t hold up to their guarantee policy. I spent an additional $750 to stay somewhere else. I do not recommend doing business with them!!!

I usually use Airbnb. Sorry I strayed! VRBO sent me to a mosquito farm. It was New Year's Day and a shocking surprise. Regardless of what they claim, Customer service is useless and geared to keep your money and “dance” around any accountability. Their website has very limited available options. Do not try them. You’ll be sorry! “The customer is never right. And serve to be ripped off with VRBO!" Never again!!

Was a month before the cancellation window cutoff, the app used to be so easy and provided an instant refunding of your money. Now you get transferred to a chat bot that drags out the process. I wound up calling and was on hold for 20 months before some dimpus did his "best to cancel". It wasn't until I threatened my husband who's a lawyer that he stopped jerking me around...then he came back on. Cancelled it and sent me a confirmation email. He did his best to drag it out and jerk me around even though I was well within the window. Won't book through them again.

Be very careful renting properties through VRBO. They advertise no cancellation fee, but then when you try to cancel they put you through steps that will drag out the process and allow them to hold on to your money. They either hope you won’t bother or take advantage of customers' money to make interest before eventually returning it.

Rented a villa in Anguilla for Jan 2, 2024. Turns out the rental is a scam and I cannot get anyone on the phone to take care of it despite their supposed guarantee. They are a complete sham and I will never use them again and will recommend to everyone I know to not use them. I cannot get them to make any kind of response and will be suing them for the return of my money and will book through another company hopefully at the last minute or lose 6 international flights.

I rented a townhouse and 2 hours after I got the approval, I received an email that this property is no longer available. I had to spend 2 hours on the phone with the VRBO customer service and send many emails to receive my money back. This is a joke company they don't know what they are doing. We are 80/74 years old. Booked an apartment in Paris through VRBO. First week in London then on to our VRBO in Paris Or so we thought. 48 hours before we leave I get an update from VRBO that they had canceled but they were so nice and would give our money back! Aren't they wonderful? They even asked us to book again through vrbo. Terribly calloused company. I wonder if they laugh at people when they cancel 48 hours prior then say we should do it again? They. Could have called and helped us find a place for repeat customers but that would be an inconvenience for the poor company. We were in a panic as to what we could do. Some EXECUTIVE from vrbo called after we posted on Facebook. Get this. He brags that VRBO fines people now when this happens. Wonder if vrbo or the victim receives the proceeds-we didn't.

I reserved a vacation in November. Paid the deposit. December 8th I attempted to pay the balance and received an Error please try again. Their online service nor could any representative process my payment. My bank verified that my card had no restrictions, no holds and the funds were available. I stayed in touch with VRBO and my host from December 8 - Dec. 19 trying to resolve this matter. On the phone with VRBO two to three times a day. I got the same story from VRBO "We will have tech support or a supervisor contact you," no one ever did. I had to always initiate the conversation. Even the host stated how disappointed they were with this service. And that they believed VRBO was not interested in resolving this matter.
Today on December 21, two days from my departure to Florida, VRBOs stated that they would send me another reservation (10th reservation they sent) which when you select "Book Now" stated that the those dates were not available. My final call on December 20 at 9:22 am this new representative after providing the case number stated that they have a process and cannot connect me to a supervisor or anyone else. So now, because it is too late I have nowhere to stay when I arrive to Haine City Florida. Thank you VRBO for completely screwing up my trip. This trip was to take my 86-year-old grandmother to Florida to visit with her siblings one last time. Color me grateful. Never again will I use your service and I will share this story across all my social media platforms. I WARN YOU ALL, DO NOT USE THEIR SERVICES!!!!

Terrible company, as a host myself who recently listed on VRBO we had 3 cars show up to our house and 8 people showed up when it was only rented for 1 person listed...and his excuse was: “They were friends just visiting who wanted to see the house and would be gone by 10pm”... that was a big ole LIE... They ALL stayed overnight and were smoking ** inside the unit and outside in my driveway while parked along the street with the other cars blocking my neighbor's driveway... (I felt so bad for her and her family.) I even got all of it recorded on the ring floodlight camera... (video of which was sent to VRBO via email) along with signed guestbook entry upon arrival...
The next morning the unit reeked of ** after check out and had to be aired out in between cleaning it for the next guest who was supposed to be checking in (we panicked because of the smell) during cleaning we even found left behind ** in our sofa bed...amongst other things... Also We live in the unit next door to our rental and got no sleep that night since it became a block party outside in our driveway and had people blowing it up while sitting on car hoods ...
AND after all of that... a few days later we get a notification from our online bank letting us know the guest did a charge back on theirs credit card disputing the charge and got refunded... pulling the money right out of our personal bank account!! After we had been paid for the services we provided (the nightmare accommodation). We called and emailed VRBO for MONTHS! From August... it's now December... after calling daily since no one from VRBO would follow up with us nor answer our emails in a timely manner we made sure to call them daily until they got us the chargeback (the first time)... but then the guy did it again!!! And after another month of waiting we finally received an email from VRBO saying the financial institution on the guest behalf (his bank) award the guest in favor and would not be paying VRBO back therefore we would not be receiving the payout and they would not be able to try again...
We (the host) are not sure if this was a case of identity theft (maybe credit card fraud) but VRBO does not give us the option or means to check a person's driver's license and or credit card that was used to book the reservation… so therefore it is entirely their responsibility/ job on their platform to prescreen this sort of information just as other platforms do and hotels as well.
I understand if they messed up or missed something but as the host we provided a service (a space in our own home, cleaning, preparing, laundry, use of utilities) and we're not paid for it. We’ve since decided will be taking down our listing off of their site (VRBO) due to scams, and will only be posting our listing on Airbnb from now on since we’ve never had this issue with Airbnb and have been hosting with them for 4 years now. Time will tell which companies last and where their loyalty lies at... so far we are convinced VRBO is a scam and the clientele we have gotten so far is drastically different than what we get on other platforms. Shame on you VRBO and do better for your host sake in the future.

I have booked property thru VRBO.com in busy season in Miami, FL area. Few days before the trip host has cancelled the property. I have reach out to customer service at VRBO and their agent offer me properties that are in same area lot smaller than original property for the same price. I have asked the for my inconvenience since they're charging me same price to waive their service fee. They respond that is not by their policy. They have left me hanging even knowing I have spent money to purchase plane tickets for 6 people based on original confirmation. They are not willing to working with their customers knowing that customers have to lose lot more that they do. Because of this I am canceling my VRBO account, my personal Expedia account and my business Expedia account. DO NOT USE EXPEDIA GROUP SERVICES. THEY DO NOT WORK WITH THEIR CUSTOMERS.

We booked three nights at a condo in Regina via VRBO but after we had arrived late at night and went to sleep we awoke early to discover cockroaches in the condo. So we left the condo and booked a hotel for the rest of our stay. We complained to the owner and he refunded us his portion but VRBO still charged us $176. This is frustrating for a such a lousy experience. When it works out with VRBO it's great, but when it doesn't they don't do anything to compensate you. It's luck of the draw...

I feel like I was scammed: searched carefully when looking for a two room house or apartment to rent for a week in OKC. VRBO kept coming up with links through Google Maps and a company called Stay in OKC!. Stay in OKC and reviews looked good but now as I go back through the listings, I think I WAS scammed. The review I relied on was highly complementary, and I think it was probably posted by the owner or someone related to them. VRBO charge a $91 fee to my credit card in addition to the Stay in OKC reservation fees I was charged in amount of $840.
I was stunned on arrival at the rundown property in a rundown neighborhood that truly did not look safe. The property was misrepresented, with minimal furnishings, a strongly offensive odor typical of disinfectant applied over smoker smell, a poorly maintained bathroom, spoiled creamer cups, harsh lighting, a single sofa facing a wall mounted video screen with minimal TV service and no internet. But the real issue is how dismal, uninviting, and bad smelling the property was. We left with all our belongings after a half hour of trying to decide what to do. I then contacted the owner and said I wanted a refund.
VRBO and Stay in OKC kept sending automated messages that did not acknowledge our departure or multiple request for a refund. The two systems of communication are apparently NOT integrated or connected in any way. After 2 days of going back and forth with the property owners near the end of what would have been our full stay, all went silent and I can't get a response. The words frustrated and angry don't come near to describing my feelings about VRBO and Stay in OKC! Anyone tempted to use VRBO or Stay in OKC is advised to avoid it at all costs. Find a nice hotel to stay at. Many reasonably priced alternatives.

We booked a vacation property through VRBO and had issues. We took the steps to follow as normal by contacting the homeowner about issues/concerns. We found out that the property is managed by iTrip. After multiple attempts at contacting iTrip's emergency line with no phone call back and continued concerns about the property, we reached out to VRBO for support. The first customer service representative, Angelica, hung up the phone after requesting a manager. The second customer rep, Menna, had me on hold for 30+ minutes with a disconnect on their end (assuming they were also trying to get in touch with iTrip). The third customer service rep, Mohamed, disconnected the call after requesting to discuss the health concerns with a manager. Definitely not supportive to the guests after doing all of their checklist items and it's very inconsistent of the things to do. You just get a runaround and zero customer support.

Vrbo charged a $218.00 fee that was never explained just to book through their website. I booked and dealt with realjoy vacation site that was listed on the Vrbo site. But when booking I dealt directly through realjoy vacation and never once did Vrbo do anything but had this place on their website. I contacted realjoy vacation about this charge of $218.00 and why this was not explained in the total that was giving me to pay. Realjoy did not know anything about this charged. Contacted Vrbo. They said it was explained in writing for booking the condo. I told the person I talked to that I did the booking. No one from Vrbo did anything and no that $218.00 was never explained to me not one time. They would not correct issue of charged. I will never go through Vrbo again and I want to warn other people that they are a fraud company and hope I can saved other consumer from being charged fraudulent charges.

This company is the worst. They allow a property owner to have a less than 24 hr cancellation policy. Customer service sucks and I will NEVER recommend to anyone or rent a property through them ever again. And I will make it my mission to share with any and everyone how bad this company is. Saline Studios located at the Condado Lagoon villas. The room with the beautiful view itself is the only reason why it’s getting two stars. I want to try to make this short because I’m trying to get the gist of everything that went on there for a few days with my sister. Checked in, had all the information, called and everything the host herself who I had be arranging everything with decides instead of checking with the desk or knocking on our door, punched in the code which she gave me prior to and walked right into our room.
If that wasn’t bad enough we had a maintenance guy also knock on the door shortly before she did then a third person. Someone said he had wrong room number and apologized for knocking on our door.. Could’ve been innocent, could’ve been a coincidence but that has never happened to me all my years of travel. She walked in the room and didn’t even have the common sense to knock on the door or check with front desk? As a host and a property manager? Not sure if something else is going on there. I felt unsafe overall. Just wanted to let other consumers know.

We booked a house in Lakeland Florida several weeks in advance. Our booking was confirmed and paid for. 3 days before we were to fly to Florida, the host cancelled on us and didn't respond to my message when I asked why. We did get a refund, but had to scramble to quickly find another place. I reached out to VRBO, but got no response from them either. I will never try this company again, the customer service doesn't exist.

Property was advertised at 1 price. Sandos Cancun. All inclusive, beach front, condo. After my deposit- Msg through VRBO stated- so sorry that room isn't available but we have a higher priced 1 that is! We'll book it for you. Never mentioned the price, just that it was higher. A suite! Vrbo chat for complaint, useless. Said he would report to "higher dept", refused to tell me the name of "higher dept". He would contact owner, ask to honor ad price. Insulting. 20 more minutes of vrbo agent wasting my time, around in circles. I suspect this is their everyday routine. Couldn't care less about customer. I asked, what will happen to owner if he doesn't? No answer.
His last insult- " do you want me to help you find a similar property with same good reviews?" Vrbo is a rip off. Not the 1st time I've had problems getting my $$ back. This is called false advertising. Illegal. Bait and switch. Oldest con. Lure customer in with good price, suddenly not available but hey! I've got this product/service/room/flight....it's only X amount higher! It's the only 1 so you better choose it now! Vrbo is a crooked listing service, that's all. Collects $$$ from owner and customer. No vetting, just collect as much $$$S as possible. Who care about customer!! Count the # of advertising platforms, vrbo, Expedia, Trip advisor, Agoda, Booking.com, Priceline, Google... and more. Place ads in each. Think! Vrbo and owners sell the same merchandise on each, no refund from each platform.... Selling the same room/flight/car/ etc on the Same Dates. 10s, 100s of people book the same date at the same time.
Owner collects nonrefundable $$ from each. How much $$$$ does owner make? Usually there's No room, car, flight that actually exists. File complaint? Call customer service and either get no response, or insulting run around. Customer tries to check in, pick up car and that's when they find out they've been ripped off. Can't do anything about it. Yes, I did it too. Kicking myself for being stupid. Any good review is written by owner. Don't. Just don't. Is it really worth the chance? How much deposit $$ are you willing to risk? The hassle of "maybe" getting your $$ back. How much time are you willing to waste? They know 99%of people give up, don't have time to stand up for themselves. This is how they get their $$$$. I own a property and have it listed for rent. I normally only accept 5 day or more rentals. Well it was November and the shorter term for this time would be more appropriate so I lowered the minimum stay to 2 days. Well sure enough I had set the account to instant booking suggested by VRBO and someone wanted to rent my house for 2 days next year in August. What no way I cannot do 2 days in August. I won't have a cleaner. VRBO new policy is if I cancel a rental they charge me money???? What. I already pay to list the property and if someone rents the. Recently we have noticed that our property in Mexico, listed on VRBO, is mapped and advertised on Google Maps by a company called Despegar. We have NOT authorized Despegar to advertise our property or to post links on Google Maps. The listing information - photos and description is stolen from the VRBO site. You can see the VRBO property ID is visible on the photos. When clicking on the link to book from this site a message appears stating that this property is not available (regardless of the dates) and to consider other properties from the Despegar website. Despegar is clearly using our property as bait and switch which is fraud and illegal. All the Despegar US phone numbers we found on the internet are disconnected or someone hangs up on us. It is impossible to speak to a person at this company.
Google Maps has been notified of this false advertising and 3 separate complaints have been filed but no response has been received. We have sent an email to VRBO, Expedia and Despegar and have received no response either. Originally the VRBO customer service rep told us that this is a 3rd party, and they cannot remove the false profile on Google maps, but apparently Despegar is partially owned by Expedia, so they are all business partners. We need the false mapping removed from Google Maps immediately. We do not advise other owners to list their properties on VRBO because the data is not protected and can be used in scams and as a traveler never book through Despegar. Check their reviews on the Better Business Bureau in SE Florida website first.

VRBO cancelled my reservation within a week of me leaving, the email that I got said that it was because the landlord didn’t have the proper documentation. Why would VRBO allow someone without the required documentation to list properties. I even waited for my reservation to get approved before I bought my plane tickets and got time off work. 1st: I got the cancelation email for the rebooking team (they said they tried to contact me by phone, which is not true because I didn’t have any missed calls and they gave me a number to call). 2nd: I called the number and they told me they couldn’t help me and to answer the email from rebooking and that they will call me instantly or within minutes. The lady was also telling me as if I should’ve known to do that but nowhere on the email it says to respond to the email to get a call and also they gave the that number to get further assistance.
3rd: After waiting for 1 hr, I called the same number again to check on my case since I never got the call. The lady was telling me that the rebooking team was working on finding me a place and that it takes a couple hrs to get a call back. Again she was talking to me as if I should have know that, saying that “finding a place doesn’t take a few minutes, it takes hours” and I told her that the only reason I thought they were going to call me within minutes was because the other lady told me. 4th: After 20mins of hanging up with the last customer service person, I was sent an email by rebooking saying that I need to call back and that they left a note about how customer service can help me. 5th: I called again and I guy started “helping” me find places to stay for my trip. All the places that I was given by him were more than an hour away from the original location and double the price that I had originally paid.
6th: I was not happy with these places so I asked to talk to a manager. I explained to her that my reservation got cancelled within a week of leaving and that I thought that VRBO was going to get me a place to stay since how closed the cancellation was to the leaving date, because it was VRBO’s fault for allowing someone without the proper documentation to list places and because I was told that the rebooking team was working on my case. Her responses were cold and unsympathetic, even though I explained to her that was going to lose the money from my plane ticket and my work time off because I could not afford to pay double the price of my original reservation and on top of that be more than an hour away from my destination.
7th: I asked her if I could be transferred to the rebooking team and she said that she can’t do that and that the only way to contact the rebooking team is by email. So I email Shay back and never got a response. This was my first and last time using VRBO and needless to say I will be telling anyone I know about this experience to discourage them to use VRBO.

We rented during Thanksgiving week. The unit was advertised as a 3 bedroom, but when we arrived, we were given an address one unit over (4143 Marina Delray instead of 4145 Marina Delray) and instructions to find the unit. I came to find out that neither of the two units were actually 3 bedroom units. They were 2 bedroom units with part of the living room converted into a sleeping corner, i.e. no privacy. I tried to address that with VRBO, but they showed little interest to settle this. I found out later from reviews I read that other guests had complained about this, and vrbo promised to correct the ad, but had not done so 6 mo later, which gives me the impression they prefer to mislead the renters.

We made reservations through VRBO and paid in full for Wednesday November 22 and Thursday the 23rd. When we were close to arriving at the property we texted, via instructions on property website. We did not hear back after waiting 45 minutes so we contacted VRBO. They provided another number but still did not hear back, so VRBO finally made contact. When we did speak with the property owners we were told they were already booked with a traveler through AirB&B, which had been booked for over a month. They explained they had contacted VRBO to list the property a couple of months ago but never heard back, so they had no idea that VRBO had finally listed the property therefore creating a double booking. The property owner went out of their way to accommodate us for Wednesday evening or we would have had no place to stay.
We were instructed by VRBO to call back Thursday (Thanksgiving day!) to see about arrangements for that night. When we called we were told “tough”. You were credited a partial credit for the one night. We were supposed to be credited for the taxes, fees and cleaning but have not as of date! There were no places available on VRBO. We found a place available on AirB&B, but the norm is a 2night minimum! We are out a lot more money, duplicate of fees, cleaning fee etc. as a result of which VRBO is responsible.
11-26-23 After over an hour with a dropped called and of course no call back, VRBO now say they will not refund any of the fees (for two nights). They have said a supervisor will call back sometime today, but we were told this Thursday and that did not happen. This company need to be closed they are stealing money from the customers. I will contact my bank and dispute and will post warning every place I can find.

A group of 8 sent to Niagara Falls for 4 days. We found a VRBO.com location that looked great on paper, not so great when we arrived. The host falsely advertised the neighborhood and called it a safe, "family friendly" neighborhood and the pictures were of a well kept building. When we arrived, the house was in the middle of an abandoned neighborhood where we did not feel safe in the middle of the day. Abandoned buildings on the 3 remaining corner lots and literally a tree growing in the middle of the house immediately next to us. The behind us has no windows in the 2nd story and graffiti throughout 2 of the 3 buildings on the corner lot. We did not feel safe enough to stay for the 4 days we booked.
When we contacted the host, he was not agreeable to a full reimbursement and when we contacted VRBO, and were on the call with both of them together, we only received $40 back per person. This is unacceptable. This was false advertisement!! I will never rent from VRBO after their unaccountability while working with this host.

Good morning, I reserved a property on your website for November 22- 25th, 2023 (VRBO). Unfortunately the host said his property should not have been advertised. I had my entire family and our Thanksgiving dinner in our cars only to find out we had nowhere to stay. Your company then found 3 rooms At a hotel Soundview in Greenport Long Island. I would like to know why I was charged for those 3 rooms, when this huge mistake was not my fault. I want to be reimbursed.
In addition I had to call and speak to several booking entities in order to find a property to stay on Thanksgiving day. The property we found cost double what we originally booked. I have contacted the media and will have my lawyer reach out, if I cannot be compensated for the neglect of your company. We also are reaching out to the Better Business Bureau and the Attorney General Ken Paxton.

I booked "Stunning apartment in Fenway" in Boston. Property was paid in full and even received the "key info" email from the host. Later that day which was a day before flying out he sent another email cancelling with a "house rules conflict". I tried to contact him asking what that meant, we weren't even there to break any house rules. No reply after several attempts. Called VRBO and he wouldn't even reply to their attempts. Filed a complaint and called back 2 months later to see what was the result of my complaint. Apparently since he refunded my money nothing was done about his unprofessionalism. Will never use VRBO again. They were of no help and there were no consequences to the host.

We rented a house through VRBO for a National Karate tournament in Florida. We booked the house months in advance. Literally the day we were flying out, we get an email that our reservation was canceled and a refund was being done. When we called to figure out what happened, they said the house was double booked, and that they processed a refund and good luck finding a new place to stay. They would not help us try and find a new place. Absolutely ridiculous. They had to of known way in advanced that there was an issue. To tell us while we were sitting in the airport was just wrong. And to not even offer to help us find a new place. Just awful. We went into a full panic mode because we had a total of 8 people needing to find a new place. Which we did, with AirBnB.com and found a much much better home to stay in for cheaper.

If you’re planning your vacation please Do not book through VRBO. Your vacation going to be ruined. They don’t have any power over owner of the property, if the place you book is dirty/mildew/moldy VRBO can not do anything or if owner cancel you’re stuck with no place to stay. So please take it from me. Our family Disney vacation was almost ruined because of the place we booked was dirty and moldy. We have found a hotel to stay because we couldn’t stand the moldy smell in the place. All in all we stayed at a Residence INN which is nice and clean and a lot cheaper. From now on no more VRBO.

We booked an apartment in Rome through VRBO that bore very little resemblance to their web description. The photos did not match what the property actually looked like, and many of the advertised amenities were either broken or missing. It got to the point where the property owner called me out for my disability (I have COPD,) and actually threatened to cause us physical harm as a result of our complaints. Because of the threats, VRBO was forced to move us into a hotel. VRBO has thus far refused to give us a refund. We were a group of ten people who were expected to be gathered from all over the world for Xmas in Miami, I made my reservation for a vacation rental four months in advance. Prior to making my reservation, I messaged the host to ask how he would guarantee that he wouldn't cancel his property. He responded by assurance that he wouldn't cancel his property by the time we gather in Miami. I trusted his word until thirty days before our departure, at which point the prices of the hotels and vacation rentals increased. At that point, the host cancelled our reservation with a full refund without providing a valid explanation, and VRBO didn't have any services.
Given these unforeseeable circumstances, VRBO didn't offer us any services, they left us without any assistance or direction, and didn't provide us any credit for the price difference. Their customer service was incredibly nasty and horrible; we will never try this website again or trust them. They didn't care about our time, money, or budget between the time we tried to save money by booking earlier and the peak season when all prices are gone. Pls. avoid using their application and planning your trip based on your reservation. They are truly not trustworthy.

I don't usually have a problem with renting properties through VRBO. However, recently, the payment process was a nightmare! I attempted to rent a home in Italy. The first payment was €1315.69 ($1,405.84 US dollars), but we were charged $1,610.54. The host said customer service could explain the overcharge. VRBO blamed the host, the bank, and the confusion over the exchange rate. While the rate fluctuates, the treasury department and other reliable sources listed the current rate. I calculated and verified WE WERE OVERCHARGED $204.70!!! Thankfully, I only use properties with cancellation policies, which I did immediately. I am disgusted with the lack of integrity, professionalism, and the "Blame Game" experienced. It may be time to start using another vacation rental platform.

I was charged 250 for a pet that was listed on my stay. They said I didn’t tell them I was bringing a dog. And then kept my deposit of 500 saying I broke the contract. The beds were hard. Said cleaners noticed a dog had been there. That’s a lie, the dog was crated. It’s trained. It’s doesn’t shed. It’s a shepoo! I made a booking through the VRBO app the listing stated 2 bedroom full kitchen. When I received confirmation I noticed it only has 1 bedroom and beds in the living area and no stove. When I messaged the owner he did admit there is no stove but a burner outside and only 1 room. I asked for a full refund, owner denied, so I called vrbo and yes they agreed false advertising. I feel like I got the run around. This is the 2nd time I rented through them and got a bad deal. I was sent an email telling me to deal with the owner basically brushing me off. Do your homework. I booked a home rental months in advance on a weekend that I knew would be very busy in that area. 5 days before our stay I contacted the host to get the check-in instructions. Without explanation I got a message saying my booking was being refunded. I contacted VRBO to find out that the home I had rented was sold a month ago and that there was an error in the system which is why I was not notified. I was assured that VRBO would make it up to me through their Book with Confidence Guarantee. I booked alternative accommodations under their direction with the 'Don't worry, we have your back' promise for full reimbursement. After I paid for this booking I could not find out how or when I would be refunded. It has been two weeks and I have still got no update on the file other than it is with the Support Team.

Outside of home is dangerous with rickety stairs and completely unkempt exterior. Owner lied about bed size. My wife and I are sleeping in separate rooms as a result. Dangerous interior with open basement stairs, my dog fell down when entered. VRBO lies about the cancellation policy. They let each owner decide for themselves. I rented a place that was listed as having a hot tub. When I got there I could not find a hot tub. I messaged the property manager inquiring about lack of hot tub. No response. A few hours later I messaged the property owner on VRBO. No response. A few hours later I started a chat with VRBO about the issue and lack of communication from manager and owner. They asked for pictures of the property for evidence of lack of hot tub. I said it's 10PM and pouring rain, I will get them in the morning, they agreed.
When I sent the pictures in they agreed there was a misrepresentation of the property and would contact the owner about the issue. The owner and manager finally both got back to me and were extremely dismissive and alluded to my being stupid for thinking there was a hot tub even though there were 3 places in the listing where it claimed there was a hot tub. They claimed in 10 years it had never been listed as having a hot tub, yet VRBO agreed with me that it was listed with a hot tub and the listing was misrepresented to me.
The owner was rude and would not discuss a partial refund with me so I turned to VRBO for help and they basically told me to **. They told me to deal with the owner myself and they wouldn't provide any help and that I did not qualify for a refund. Won't be using VRBO anymore, trash customer experience, profit over people. Anecdotally, I had a similar situation on Airbnb a few years ago but the situation was resolved hastily and agreeably.

We rented a property in June. Paid in full when it needed to be paid. 524 South Dorgenois St New Orleans, we were headed there on Nov 3rd 2023 until Nov 6th 2023. I reached out to the property owner on Monday morning Oct 30th to find out what we needed to get for the house as far as toilet paper. paper towels and so on, 5 minutes later I get 3 emails from them 1 for a refund of our initial deposit, 1 for the refund of our second payment and a 3rd letting us know our reservation has been cancelled. No explanation. Final an email comes saying it was switched to a new management company. Call them to rebook, and enjoy your trip but guess what? It was already booked. It's ridiculous. They can just cancel on you with no warning 4 days before you're about to leave and do nothing for you. There was 16 people in our group that had to scramble and try to find a place to stay. Stay away from them.

I have a repeat customer on Vrbo. I used the app and booked 835 night vacation rental home this last summer and made sure that I was signed up with one key rewards to get credit for such a big trip. It has been over 65 days since I departed the rental, and I inquired about my one key rewards and have been informed that my property is not eligible. I booked this property on, the VRBO app yet it filtered me over to the Casa. I ended up making my booking through the Casa. Yeah it was on the Vrbo portal. If I go on my profile my 35 nights day shows the booking is made on Vrbo with the booking reference yet they are not willing to give me rewards or any acknowledgment for this.
This alone is enough to bring me to this site and write this review. Forget the fact that when we checked into the home it was dirty. There was urine in one of the toilets. Found out there was no air conditioning even after I did the filters for air conditioning and the site came through, so I ended up booking it without double checking. I just assumed the house had air conditioning for 35 nights in the middle of the summer is a long run, especially when I have many, many choices to book. The list goes on and on but the review has been left on Vrbo site if they will allow it since they might monitor their reviews.

Facts: 1) We used VRBO.com to rent a weekend cabin-- owner was OK at first but our stay proved that the cabin was far from the description--dirty, many things no working like fire place and just not Luxurious as the description noted. 2) Owner knew we were not happy, and even as he did not argue it he did asked us to "avoid posting a review on VRBO"- yikes. In fact he blamed the cleaning issue on his cleaners personal issue (documented).
3) Since we checked out I have tried to get a review on VRBO with no success. I wondered how so many had 5 Star reviews..but then 4) I went to this site, BBB and Truspilot where VRBO has 1-1.5 star averages and realized based on my experience VRBO appears to be manipulating the reviews--allowing good ones through and stopping bad ones. 5) I am sure some good ones are legit but as the BBB has an open investigation on them I suggest you do your home work before using this site. I have pictures and documents on our stay/experience-- Buyer Beware!

I've stayed at several properties and each time I paid far more than a couple thousands. I got one bad review because I didn't wash the bedding (why did I pay for a cleaning fee anyways right?) Well of course once that one was posted they just kept coming and of course these hosts don't realize this is a business not a hotel and it seems to me they wait for someone to stay there with a pet to blame them for literally everything they can.
Every single host has come at me for extra this, that, the other. I have proof of every single place I've stayed at being spotless and me going above and beyond with cleaning but every single time I leave I get blamed for stuff already damaged when I got there, which is why I always take before and after photos now. My last straw was being accused and slandered by a host and when I contacted them as the review actually went against their "rules and standers" they said I could delete my review and it would go away, like uh no, I didn't say anything repulsive about this property or about the host. Can't wait for my attorney to make sure this is taken care of. Longest story short, DON'T RENT WITH VRBO.

Rented a very expensive home which had bugs, non draining plugged drains, toilets with feces, etc. Took pictures and video, and submitted - I've spoken to a Christian, Hannah, Lewis, Bryan and NO ONE is on the same page, no one is accountable, no one is helpful they just make fake case studies, claim someone will get back to you and hope you forget. The best was "Ashley M." who when I asked her to explain why nothing was in the case study she implied I was dumb and then hung up. Genius, fantastic service and professionalism. AWFUL.

We rented a house in Port Aransas Tx for a week. The house was infested with cockroaches, had broken furniture, rusted seat belts on the golf cart, was filthy behind the refrigerator when the exterminator pulled it out. The kitchen had 4 spoons (unacceptable for a house that sleeps 12), and no closet space because they are locked. I wrote an email to the owners after we left letting them know that the cockroaches were there up to the day we left, suggesting they bomb the house before renting again. The reply was nonapologetic and then I couldn't leave a truthful review on their website, even though I was only stating facts. I will never rent through VRBO again.

Property was extremely dirty, after contacting the owner she offered to clean it, so we left aroud at 3:49 pm for 2 hours for her to do it but it wasn't until 10:09 pm when she contacted indicating the propety was ready to use but it was already too late for us becuse we was already in a hotel. I spent 6 hours around the area just waiting, and I wasn't patient enough? So, it was my fault the house wasn't in condition for me to book?
I requested my reimbursement from her, and she refused it, saying that I had to go back to the house the next day. Come on, so who knows my needs and my agenda more than me? If you book for an specific day is because you need it. No one really book and pay thinking about an extra day just in case the owner of the property has some issues and you can give them an extra paid time for them to fix it. Shame on VRBO for not taking responsibility, just answering that this issue should be handled with the owner directly. I'm so regretted that I didn't use Airbnb as always.

I had a rental that was paid for so that I could take my 80 year old patient to his family's Thanksgiving out of town. Paid in full with the added insurance they demanded, and days before the trip I received an email from the insurance company saying ins. was canceled. Then I got an email from VRBO saying my unit was cancelled. By way of robot text I was told the owner decided to rent it to someone else. Still not able to talk to a person, and no way of knowing if my money is actually coming back to me other than the auto-chat. No owner details even though they said he was the one to cancel. Can't contact owner, can't contact company.

I reserved a house in Indiana from Stacie **. The address was not correct, it first took me to a very scary rundown home. When I contacted the host, she laughed and said "that happens all the time." Really, then update the address so someone doesn't get hurt. When I finally found the home, it was a dump. Nothing like the pictures. Padlocks on doors with peeping holes and strange man's trousers hanging by the back door. Yard was all overgrown and house stinks terrible. Old home and it has settled so all the locks don't work. I loaded up my friends and we left. Contacted Stacie right away and VRBO to tell them we didn't feel safe to stay. Never even used the bathroom. They stole my almost $500 and refused to reimburse me. My opinion, Stacie ** and Vrbo are thieves and should go to jail. Please don't reserve with her or them. If this happens to you, there is nothing you can do except write a review on them. What a waste of my time and money.

VRBO instructs hosts to cancel the reservation when you have a group partying/smoking/violating rules, but once you do that, you can’t submit a damage reimbursement request once you’re able to gain access to the unit, or review that guest to warn other hosts about their actions. So you follow their SOP, and get screwed. Their customer service rep admitted it makes zero sense, but said there’s nothing they can do for us. COMPLETE **!

VRBO software has a sync feature embedded in it which is broken. It does not always sync correctly and allows double bookings from other websites. Recently had this experience twice with multiple bookings. I contacted them to cancel with the guests who were not the first guests to book the property. VRBO instated a new policy on 10/14/23 where it charges hosts cancellation fees despite the problem being caused by VRBO. Supervisors refused to waive the fee despite the double booking occurring prior to the date of the policy. Absolutely horrible customer service. THE WORST. My family of 6 arrived to urine stains on the fitted sheet, dirty floors that weren’t swept, watered down soap bottles, food smudges on the refrigerator and windows, and roaches in the basement. We only stayed one night, because I found the roach after midnight after having to wash all the sheets in the house that were not washed prior to us arriving. I immediately booked a new place. I took plenty of pictures for VRBO to look at and review, but they came back and said there wasn’t enough evidence to get my 1 night stay reimbursed. Not sure what they would need to get reimbursed. The host was also not willing to do anything after I sent her pictures of the filth. Very pathetic. I will never use VRBO again, as they suck at customer service. AirBnB has always been great, although I have never had a complaint before like that!

Donna ** is a scamming thief. A category 4 hurricane hit Crystal River causing immense flooding in the area. Donna advised me to cancel the reservation for a refund so that she could get a family in that was affected by the hurricane. I never saw a refund and she has been a nightmare. Vrbo lacks customer service!

The pictures online are NOTHING like the actual rental. My Wife has cancer, and I took her to TN to see the leaves change before her subsequent surgery. We walked into the cabin we rented, and it was a DUMP—dark, musty, nasty place. I called them and complained, and they said they could do nothing to help me. They kept the $1.345.00 I could have used for my Wife's treatments, and we ended up staying in a hotel! Oh, how I pray KARMA is real.

I have tried with multiple emails and phone call to have VRBO support remove a note from Host that I cannot edit. It says I can have up to 4 guests in my property. Due to license restraints, I can no longer do more than two. The host note says I can do 4. If my county sees this they can revoke my license. They have failed to fix it or to respond to any of my emails. They need to get their act together. AirBNB's support is so much better.

They do not have the host back at all. We had a guest rent our place that holds 6 people. The renter said only 2 people were going to be there. We get a call from the police department because there is a house party of 30 plus people there. Vrbo cancels the booking and then sends the guest a link to review us. The guest leaves us a 1 star because we didn't allow him to continue his house party. We called vrbo to have the review taken down and submitted everything they asked for. Police report, pictures, and videos. Vrbo then allows the review to stay up. Worst ** company and terrible customer service. Use Airbnb instead. They at least back the host when providing proof.

I rented a cabin in Broken Bow back in January for my wife's bday in November. I did choose a pricey cabin, $425 a night, we were going with friends. We are 3 weeks out from the rental date, and the cabin is currently listed as $313 a night (no price match or correction). But what I am most upset with is the $400 Host fee, skyrocketing the total to over $1400 for 2 nights.
Not to be personal, but it gets worse, My mother in law was diagnosed with Stage 3 Cancer just 3 weeks ago. The past few weeks have been a flurry of completely re-arranging our lives and moving my wife 2 states over for the next 4 months so she help her mother through Chemo. I missed the charges at first as I was focusing on my wife. This all happened so fast. I can accept some loss. We will not be able to use the "birthday Cabin" without her... So I called 2 days before the Full refund cut off, and they wouldn't refund the host fees. After 30+ minutes with chat support I was offered around $500 (Again the total is +$1400). No one was going to be at the cabin. No cleaning, utilities, etc needed. They could have $500-$700 free money. But no...
Due to this INSANE Host Service Fees, I will never use VRBO.com again. I don't buy that it's the Host and out of VRBO's hands... VRBO enables this upcharge. It was an unknown surprise fee, and it should be FULLY refundable if not used. I am sure these fees were added to justify cleaning and utilities, BUT they should be added to the rental price and completely upfront. I hope this practice is outlawed soon.

@Vrbo properties are unreliable & they have terrible customer service. Read below. I arrived with my family to one of their properties; the owner was unable to be contacted however multiple people including neighbors/and construction workers had the key to the unit. When we contacted vrbo they told us they would refund us and pay for our hotel fees. Not only did they not cover hotel fees, they never refunded us. They have not responded to our multiple phone calls and emails. Do not trust this service for your vacations.

I reserved a 3/2/2 home for a late October trip in August (15th to be exact). Reserved, paid in full. Fast forward to Oct 20, day of check in. We'd driven 4.5 hours & pulled in the driveway at 1030 that night ready for bed. Opened my VRBO app to retrieve the door code to find a message from the owner 3 hrs prior (WELL AFTER THE 3PM CHECK IN TIME) that said he had canceled the reservation due to doubling booking. Ok buddy- pretty sure if you're competent at all, 2 months is plenty of time to close the availability on your home on other sites. I was angry to say the least! In town for a large event, with minimal hotel availability at almost 11pm. VRBO said we'd have to book a room somewhere & they'd refund the cost of 1 night. We'll see if that comes to fruition or not, but even if so, I am reverting back to airbnb, where I've never had an experience like this. As for the homeowner, may he be treated better than we were when he finds himself tired, weary & away from home...

As a listing owner, it has been 2 months that our listing is down in VRBO because of a technical issue (as they described it) through their website, and surprisingly there's nobody there to solve the issue. Every time we waste one hour on the phone talking to them but they are not capable to solve a simple issue. Unbelievable, very incompetent staff, very unprofessional...

When I arrived at my rental in Nantucket, I found the house did not have three bedrooms as described, the towels were stained with rust, the coffee maker had molding coffee grounds in it, the dishes and glasses were dirty and chipped, grasshoppers were hopping throughout the first floor, and the bathrooms had bars of soap, complete with someone's pubic hair. I immediately contacted VRBO and informed them of the situation and requested to be moved due to a potential health (mold) issue. They told me they would move me, but they never did. I demanded a refund but they refused, claiming they couldn't help me because I didn't produce a photo of the mold smell. I have been fighting with them every day since my return 3 weeks ago, but they don't care. STAY AWAY!!!!

When we arrived at the property we had paid for a heated pool.. I have emails that the pool would be turned on 3 days prior. Well when we arrived there was a hose in the pool and army worms and no heated pool. We emailed and was told the maintenance man would be right over. Well the last day of our 6 nights the heater was fixed. We did get the $180. back but no compensation for the week we did not have the pool. We also ran out of toilet paper (Really).
Also we were give 2 dishwasher pods and there was 7 of us so we used those up fast so we just decided to wash the dishes. Well no hot water in the kitchen sink so I had to boil the water in a kettle to get hot water. Terrible experience as we chose this place for the pool which there ad says not just a pool. It's a haven. I asked for a partial refund and they told me they gave me the heated pool money back!!! Terrible way to handle a stressful vacation especially when you have a 9 and 10 year old.

I booked with VRBO and when I arrived to the unit it was not the one in the picture. Unit was filthy, blood on towels, AC Broken, no hot water. VRBO was horrible to deal with and had no option to help us. The landlord only send new towels and didn't fix anything. Ruined our vacation to Mexico. Will never use VRBO again.

We booked a rental thru VRBO.com, when we got off the plane and went to go check in, the owner had said we need to SHARE a totally different place with a complete stranger. She had double booked our place and told us she had a better place for us to stay at. It was her personal house where her housekeeper and son also live. The kitchen had dirty dishes and bathroom was dirty, pool was green and it was like a horder lived there. We ended up renting a hotel in a different city and we were out almost $900 for the VRBO rent and had to spend money on restaurants the whole 5 days. The owner did nothing to help us. She said she would contact VRBO for a refund, but she never did. We attempted several times to contact her and she ghosted us. After calling VRBO 2 times and talking to 2 different people, we were never contacted back by VRBO.
I then gave an honest review of the rental and the owner and VRBO after several weeks responded by saying our review did not meet requirements so they were not going to post it. I will never again use VRBO. We are the customers and they don't stand behind us. We keep them in business with our renting and fees we pay. We will not give them any of our business.

We will NEVER use VRBO again. They sent info for us to an incorrect email so we never received. Handed our reservation to Beachcomber vacation homes— needed to cancel due to family emergency. Told us we were too late— needed to be done 60 days out, like you can predict emergencies. Will not even refund cleaning fee— tho we are not coming! Agents are all foreign (VRBO now appears owned by Expedia)- friendly but not helpful overall. In addition, Beachcomber kept saying VRBO must handle situations, VRBO kept referring me back to Beachcomber. Never again.

Customer service is non-existent. My concerns were unresolved; VRBO sided with the horrible host who complained I didn’t clean the house, although a cleaning fee was charged. I was charged an insane amount of money for so-called property damage. Never using it again.

DO NOT conduct business with these people! They have taken our money and were very deceitful with the advertisement of the property that we thought we were renting. The property looked condemned, had drug users on site, boarded up windows, mildewed carpet and no working AC! After multiple hours of attempting to contact the host to gain entry into the room, we were finally able to and the room was already occupied and filthy! We had to scramble to find somewhere else to stay while we were out of town! This company gave us the run around and we have yet to receive our refund! Do not conduct business with this place!

I had a trip booked to Vegas October 20th-23rd. My host canceled my Airbnb 11 days before my trip claiming I broke house rules. This host gave no explanation. I now have to cancel my entire trip because of vrbo not handling things in an appropriate and timely manner. I was left ignored about this for a month and now it’s costing me around $300 more to switch my flights, and vrbo is taking no responsibility for their actions. I’ve asked to speak with a supervisor because I was infuriated the last time by the actions of the host and how there’s no consequences for the host. The supervisor refused to speak to me. What kind of business is this?! I can’t even get help STILL with this matter because nothing happened with it and my trip is in 4 days so everything is 10x the cost to book. Nightmare experience. 0/10. Would not recommend booking.

This host double book us! On top of that she is reviewing us as bad customers when we never entered the home! She never took the time to acknowledge her mistake much less apologize, but she took the time to review us as bad guest when we never had access to the house, never took one step into the home. She is clearly very unprofessional, not nice! If I am leaving, my review is in hopes to know aware other people who might want to book her property!

We recently rented a home from VRBO.com. The house was grossly misrepresented by the management company. The ad highlighted that the house had a HEATED pool in capital letters. In the small print of the contract after we rented it, it said that the free heat did not begin until ONE WEEK after we arrived. It was very misleading and was the reason that we rented this property. They charged us almost $70 extra per day to have the pool heated!! Read your contracts very carefully and DON'T take the headlines on properties as truth!!! We are very disappointed and will definitely leave a POOR rating on this rental. No matter how nice it might be.

I have taken several vacation rentals from VRBO in the past. But it seems since it was taken over by Expedia, it is no longer serving the guests who rent their owners property. It is now on the sides of profit only. We did not only have a bad experience on a vacation rental we took in St Croix USVI last month, we also suffered with a lost of time and lots of money because of the unethical liars that work at this company now. We have opened multiple cases against the vacation rental owner as well as tried multiple times to get reimbursed for the losses we were promised we wont incur. All open tickets go unanswered. You are put on hold on the phone and never responded. The emails responses have stopped coming. And no money was reimbursed for the mistakes of their host.

One of my worst vacation experiences ever. I booked an apartment in Paris for 3 night stay, and my reservation was cancelled 12 hours before my check in time. After contacting Vrbo, they found a temporary stay 17 miles away from the place that I had originally reserved and my case was sent to their re-booking department. I asked for a better located place, but they only responded until the next day at about the same time that I had to check out from the hotel that they have assigned. I had to find a solution on my own and extend the stay at same hotel, which cost me an average of $80 euros a day in transportation.
Initially they offered a full refund of my original reservation plus a refund on the cost of the new stay, but now they're saying I'm only getting the original refund back, so they will not cover anything else to compensate for the extra transportation cost or my vacation disruption by almost having to spend the night on the streets of Paris. Worst customer service that I've ever dealt with. Stay away from using Vrbo.

Do NOT EVER book anything with VRBO!! I booked a house last Thursday for our anniversary/Mike's birthday and it's been nothing but a hassle since! They were quick to take my money but countless hours on the phone with them, and the host on the phone with them. They still don't show my reservation. This is the first and LAST time I will EVER use them. Their customer service sucks, they just keep saying, "Oh a supervisor will have to call you back after they investigate". Well damn. Does it take over a week to do that?? If you are planning to book a rental, do NOT use Vrbo!!!!

We arrived to our $13,000 Malibu rental to find it occupied and in total disarray. We were promised VRBO would find us lodging but they were unable to, though we found a nearby hotel in 15 minutes. I received a very apologetic email explaining that VRBO would refund the cost of the hotel so long as we booked with them or directly with the property- which we did. It is now 8 weeks since and I've experienced exactly what others say here- the system and service is expertly set up to encourage me to go away in defeat and anger. It's as if a James Bond villain is in charge here. Customer service sends emails saying they are on the case and then never again contacts you. Instead they cut off the reply option to the email and send an automated message letting you know the issue, "....has been closed."
This repeats after every call. But every call brings false hope. Every call ends with an agent promising to resolve the case and explaining that they have everything they need to get the claim paid...then the cycle repeats. Agents are powerless and read from a script. Supervisors are bitchy and put out, as if the money they owe is being paid in disgust for having to keep their promise and deliver their own guarantee. I've spent over $100,000 again this year via their site because we love to travel but will never again use this site- or Expedia or any of their many affiliate sites.

In an attempt to cancel a stay with a very untrustworthy and shady host, VRBO is unwilling to help me cancel and rebook with a different property. Instead, they side with the property host/signed agreement and disregard my concerns regarding safety and trust. Basically, they are forcing us to stay on the host's property or lose $2K for a 3-night stay.

We have rented VRBO before. This latest rental in September 2023, was a terrible property. Very dirty, we were overran by roaches and had to leave our one-week stay 4 days early. We took videos of the minute we got there and the ensuing battles we had with roaches....Including having one crawl on my wife's back while being in bed. We also have all the texts we had with the Owner. The owner only gave us a refund of 18% of our total amount paid and VRBO threw in an additional 6% ($100). We tried to post a negative review about our experience and VRBO won't allow us to. They are deceiving renters into thinking they are getting a nice property by only allowing good reviews. Class Action lawsuit should be pursued.
