I booked a ski trip condo through VRBO in June, 2024. VRBO confirmed my reservation and immediately charged my credit card. In August, I discovered VRBO cancelled my reservation and refunded my payment (from my bank statement). I called VRBO to investigate. They said the owner cancelled and I am on my own to find a new place to book. I asked if VRBO will offer any guarantees or assistance to help me find an equivalent listing. Their response was no, “You have plenty of time to find something on your own”. I am currently looking for a vacation booking company that supports renters' rights in booking transactions.

I've rented through them in the past and all went well. But the one time I had a problem (listing was inaccurate, basic photos of property including kitchen/bathrooms were missing, property was filthy--black mold in the fridge and dishwasher, cobwebs everywhere including INSIDE the kitchen cabinets at a house charging over 3k a week) they took the complaint by phone, promised a callback the next day, and have ghosted me by both phone and email ever since.

So my family member booked this for my kids and the place turns out not have air-conditioning. This is in Kelowna at 36 degrees Celsius and the rental heated up to over 28°. There was only possibly a small ceiling fan, no way to get air in from the outside even. So the complaint I have against VRBO is that they don’t have a spot on their page that highlights that there’s no air conditioning in a place where this should be mandatory! So the family member who booked it did not notice that there was no air-conditioning listed in the amenities, and coming from this warm place one would never think that you have to list that as an amenity just like you wouldn’t list a furnace as an amenity in a very cold climate.

Had my confirmation in hand. Arrived on site (2-hour drive) in Park City Utah, only to find out the place was double booked. VRBO promised to help and never contacted me back after a promise to do something.. Eventually drove back home. Now more than 2 weeks later, and after several hours on the phone trying to speak to Angle (account supervisor), they refuse to return my calls. VRBO rejected my review of the entire event. I am out 4 hours of drive time, gas, and events with friends. They even sent me an email demanding payment after they screwed up.
VRBO promised multiple times to take care of it and are now refusing to even be professional and return my calls. They even gave me a "case number" No big deal. I think I have shared my story with 4 customer reps who must hear the entire store "before they can contact a supervisor". Please do not use VRBO as they will not admit to their mistakes, make it right, and refuse to take care of the guest. Worst customer service I have ever experienced in my six decades of life!!!!

I am hoping that VRBO is going to do the right thing and help us get a refund since the VACASA Management team has done nothing and they are the ones at fault. We rented a home from Vacasa for the month of July. The day we arrived the house was filthy. My wife and mother had to mop the floors, then had to clean the tops and inside the drawers of the dressers, the kitchen table had sticky liquid on it, the fridge had leftover food debris in it, the blinds were very dirty and the WORST PART WAS THE RAT POOP AND RAT HAIR IN OUR BED THAT NIGHT!
When we contacted management they offered to relocate us to another unit but those units did not have enough beds and were not pet-friendly so they were not an option. We requested a refund on July 3rd but was informed they would be off for 4th of July and would contact me when they got back on Monday. They NEVER contacted me again. We ended up talking with the owner when he came by the house and he was accommodating and said that Vacasa is supposed to be cleaning and maintaining the house and he was ok with them providing a refund. For the next few weeks, we had to keep letting pest control in and out of the house to set traps and clear traps that had captured the rats.
Now a month later and the local management team had done NOTHING! When we reached out to corporate, they told us that it was the local team's decision on how to compensate us... They offered us 15% off our next stay but we do not need another rental from them. The fact that the manager, Tara, thinks 15% off another stay makes up for the dirtiness of the house and the RATS in the beds is insulting. We asked for 1 week of the entire stay to be refunded, $1,436 of the almost $6,000 we spent, that is not unreasonable for everything we went through and helped with over the month.

VRBO does nothing to support renters who have subpar experiences with VRBO listings. VRBO does not check rental details, cleanliness, property accessibility, or anything else in the ad. If you have concerns and raise them in a support ticket with VRBO, they will tell you to go work it out with the owner. I recommend not using this service, since at the time of this review, 4000 other bad reviews exist and the company and they have not yet claimed the domain. For those who are curious, Expedia owns VRBO (under the registered phone numbers of 'Dolphin Views'). Buyer beware!

VRBO is owned by Expedia. They also have another company called TRAVELURO which will show on your card as the vendor. They will make it near impossible to get your refund if you cancel a booking! One will claim it’s the other and you will spend hours on the phone and weeks of your time trying to get it resolved.

I couldn’t even begin to express how frustrated I am with this company. Customer service is absolutely awful. Was forced to go through a 3 months dispute with my bank just for Vrbo.com to go back on what they told me in an email. The email directly from vrbo support was, “I've been trying to contact the host for the last three days to ask them to cancel our reservation and provide you with a full refund, but I haven't heard back. Since the reservation is over the deadline, we advise you to attempt contacting them to see if they can cancel it and issue a full refund.“ Now months later I’m forced to try and find alternative routes to try and get my money back. Absolutely massive headache.

We didn't even make it to the same state the home was in. Had I stayed at a regular hotel they would have refunded me 100% of my money. Today August 5, I am now on hold for 2 hours with no resolution. They offered to let me speak to a supervisor, but still on hold. I will dispute the second charge with my bank and never use VRBO again.

After my VRBO stay in Detroit I will not trust renting from them again! I thought it would be a nice experience. I travel all over the world and instead of a hotel I tried renting from vrbo. Maybe I could do this whenever I travel but NO! The issues I found showed pics and they sent me back pics which was taken some time back not before we arrived. Said cleaning crew took pics after cleaning. Toilet leaking leaving bad stains proving it's been leaking for a while. Stove top dried burnt food. They said just scratches. I showed dried food as well as scratches. Lights kept popping out at breaker box until husband finally got to stop.
This issue had been in reviews. In may I was guaranteed issues would all be fixed before we arrived. The details of apartment said 1640 sq ft size of apt, 3 bathrooms, 2 beds in each room. It is about 600 sq ft 2 bathrooms, fans, baseboards all very dusty, hook on bathroom door hanging off, big crack in smaller bedroom, only 1 bed in each room. Instead of getting thing cleaned and fixed they came out with excuses and lies and omg! The noise at night is horrible. Loud music like it's in the bedroom people partying all through the night. No sleep happening in this apartment.
I will stick to hotels from now on. I will not trust another rental property agent. This place obviously really doesn't check on properties. They slipped up when sending the pictures of bathroom. On their pictures it shows just body wash. On my pictures it shows they have out 2 items, shampoo one end and body wash other end of tub. Their pictures have been taken some time back. That’s probably last time place was cleaned!

I booked a home in NYC for an event I have coming up that will allow my family and friends to stay together. When I read the information about the home I noticed it could accommodate 8 people, but nothing concerning an increased price. Well the system automatically generated 2 people staying when I booked. I contacted the host who was more than willing to increase the number of people since we booked this…he did not disclose the additional cost of $400. When I asked him about the additional funds being asked he was short and said that is the cost. No response to where was the charge annotated in write up…
So, I immediately started looking for a different place. Some was because of host and some was because I needed more space. When I came back to cancel on VRBO.com, the site the host and I were speaking on, said I could not cancel there after I spent an extended amount of time of explaining the situation. Prior to contacting them, I contact the host to cancel my stay and he replied that he will Not cancel because he has everything set up for my stay.
I then came to the 3rd party site Expedia where I was helped, but it seemed like the agent did not really want to file my complaint either. It took multiple tries of at least 100 people in the queue prior to me for me to get an agent and then the agent kept asking questions that were nonsensical and time delayed. I was asked for the same picture to be email 3x for the agent to say they never received it. Additionally I was then asked to send an email though I used the chat function. I was also told that I would a reply email when complaint was filed. I’m still awaiting this. Bottom line: this VRBO host was self centered and unhelpful though I was still in my window of a full refund. The agents on both VRBO and Expedia chat function are less than helpful.

They later stated because they were unable to find a comparable lodging in the area they would give up to 993.00 compensation to offset any additional expenses. I have spoke to them 5 times. We reserved the house through VRBO. When we arrived, the unit had no working AC and no working bath. We contacted Housepitality LLC and were promised they would fix it. After 14 messages in 24 hours nothing had been done and we moved to a hotel. The host refuses to refund our fees even after we quoted their own contract clause back to them. "A missed cleaning that the Company cannot fix in six hours is a major issue. So is any issue that renders the property unlivable, unsafe, or otherwise is so major that the Company cannot fix in six hours. If space is available we will offer the Guest a free relocation to an equivalent or better property. The Guest is also entitled to a 100% refund instead of another property."
VRBO refuses to assist because apparently leaving the premises, even if for your own safety and welfare, is a violation of their “trust policy.” Be aware that even though VRBO allows contractors to use their platform and they charge you a service fee, you will get no assistance from them at all. I provided ample evidence and spent hours on the phone with their representatives. We have filed a dispute with our credit card for what is clearly a breach of contract but have yet to receive any relief.

I was cancelled by two hosts in the Saint Augustine area and each time VRBO aided the host in trying to force me to cancel when it was the hosts' error not mine. The first booking I was called by host and he tried to tell me I had to cancel. He lied saying it was the only way. I did not want to chance losing any money...If it's the host's fault, they should have to cancel. I contacted VRBO and they said that if a hosts canceled they pay money and it hurts their rating. I disliked that pressure but stood firm and got it canceled by the host, but still had to cancel the trip insurance. Second booking: A week later the host double books and needs to move or cancel. I can't move it, so I say cancel. She does the same thing and tries to force me to cancel. Only this has been much harder to cancel. The host keeps wanting to "explain her side". There is nothing to explain, I'm past the free window of cancellation anyway. I will not risk this for host or VRBO's error.
I have confirmed with host and VRBO multiple time need them to cancel, but I keep getting excuses of "are you sure they get a fine..." or "oh, we just need to reach out and confirm this with the host". But the same info is getting passed about. And now the host is calling me - where there is No record - to try to convince me to do her sketchy refund deal with me cancelling, even after I confirmed again with vrbo that I need them to cancel if they can't keep the booking (and that call happened after me being 6 times in a row by vrbo in 10 minutes during working hours so they could do this).
And now I've been on hold for over an hour to get a supervisor, and they tell me if I leave the queue I'll need to start all over again, but my job is calls and I can miss these scheduled calls I have booked right now. With all the fees they tack onto vrbo these days, I think hotels are the cheaper option. I did vrbo once a few years ago and it worked out cheaper, but with the cost increase and horrible customer service and sketchy hosts in popular destinations, it's not worth it.

I rent it because of a bat infestation, tried to provide me with another location, which was infested with bees and mice as well as couches being stained dark stains, and then white stains on the comforter in the bedrooms.
Grass was not cut over a foot high. Hot tub was wrapped with a black tarp. Was all moldy. Green slimy mold. Was not the place I rented.Asked for a refund. Told Vrbo I was not staying here. Almost ruined our vacation... We were scheduled to check into an Atlanta VRBO (on Tuesday July 16, and check out Sunday, July 21. Upon arrival, the code that was provided didn’t work. No problem….someone saw us on the Ring and let us in. The place was not up to par: shattered glass pane at the door, sticky stove, leaking ceiling, damp and peeling ceiling and walls, water under kitchen sink, loose tile and mold on the tile. A contractor was sent to the property manager (kudos) but you can’t remediate mold overnight or fix the issues while guests are present. We informed the host (Erica) and the property manager (Tiffany) that we didn’t want to stay. As the home was not suitable for us (i.e. mold present and a lung cancer patient was in our party).
Not only that, we did not want to be accused of causing further damage (since the glass in the entry door seemed as if it would shatter momentarily, the leak in the ceiling had stopped but we weren’t sure for how long, the wall and ceiling were still wet, etc.) After 2-3 days of discussion with Erica and Tiffany, we were assured we would get a full refund. At some point the host was non-responsive, so we took our complaint to VRBO. We NEVER stayed at the property. So we thought, getting a refund would be pretty simple.
VRBO said they sent an email to the host to cancel the reservation for us to get a refund but the host had not responded to them either. They were unable to reach her. They sent the email at least twice in the 3 days. It appears there was never an intent to refund. The ONLY way for us to get the refund was contingent upon the host. VRBO said they could not do anything and they didn’t. VRBO did review the pictures and concluded it wasn’t that bad and at this point our fate, $2600, was in the hands of the owner.
We were lied to for several days. "Don’t worry…you will get your money back," we were told. "Send a zelle request, write a review, etc... you will get your money back," we were told. We should have guessed something was off when the host asked us repeatedly to provide our insurance. We never provide our homeowner’s policy for vacation rentals. We said no, explained why and the host said ok. A day before check-in was supposed to occur, host asked us for the policy again. That was very odd for us and now very telling. Be careful with this one – p.s. the neighborhood seems nice (and that’s me trying to end on a high note).

As a former host of VRBO, this company was extremely difficult to work with in many regards. The final straw that prompted us to cut ties with this company came after they had a software glitch and allowed our home to be booked instantly. Our home was double booked, as we had another guest from Airbnb reserved for weeks in advanced. The customer refused to cancel, so we had to cancel it on our end and was given a $100 fee in doing so. When we reached out to the customer service (several times) regarding the situation, they told us it was waived but then received another email weeks later stating we still owe them.
Now they are saying we still owe because we brought the concern up past the time-frame, ignoring all the times we've reached out before. Customer service is difficult to navigate and found many of the representatives to be glib. After many disappointments with VRBO for the past 1.5 years we've used them, we are closing our account. Buyer beware story: Here is what we got renting from VRBO and no help fixing it or getting our money back. When we went in on Saturday, the unit was at 76, there was feces on the side of the toilet and the floors were so dirty that we couldn’t walk without shoes, and broken acrylic fingernails in the carpet. I cleaned what I could, didn’t complain, and gave the unit until the next morning to cool down. It didn’t. We contacted the host who called an A/C repairman. He did nothing so the temperature continued to climb. At this point, we contacted him again and VRBO to let them know the situation. The A/C guy comes back, tells us he has to order a part…It will be out a few days.
Before we can contact the host to get a refund to leave, we find out that we have a roach infestation. I let the host know all of this and that we want our money back to leave or try to find somewhere else. He refuses, tells me I’m lying because his unit is always perfect in cleanliness, & that we should be patient and kind enough to wait it out for the A/C to be fixed. (It’s now 82-86 at all times in the unit.) The bug guy comes, and laughs when we tell him what had happened and informs us that this unit has had multiple issues with roaches. By Thursday, we have given up and start packing to go home because the roaches are everywhere, and the A/C won’t be fixed now until at least Saturday.
VRBO won’t help. They will only make him give us back 50% of the stay despite the fact that their guarantee specifically states if you don’t have A/C for more than two days that they will correct the situation…They also won’t return their fees. The Vrbo website had defects. We tried to book a vacation house in Colorado for end of July and landed on a reservation unsuccessful page at the last step. The reality was that the reservation was successful and our card was charged. Without knowing that due to the false information we were given, we moved on and ended up with double booking. We contacted them a few times, but they kept pushing us away and blaming us for not understanding the cancellation policy. It has NOTHING to do with the cancellation policy or the property. We understand the policy. The only reason we request refund is due to the glitch on the business website that mis-informed us of unsuccessful booking which further resulted in our double booking. It’s obvious that any good business would stand up to own the responsibility here instead of acting like an outsider. Very disappointed!

I’m reviewing VRBO as a host, not a guest, but guests should know what I’m about to say. When a “host” creates a listing, VRBO doesn’t verify host ID, property ownership, or even the property’s existence. Meanwhile, their business name contains “By Owner”. That’s downright deceptive. I listed my property with VRBO three months ago and the problems have been non-stop. My first VRBO guest paid in full two months ago but VRBO still hasn’t paid me a nickel. I’ve now hosted four VRBO stays, but VRBO has paid me nothing and my account says “pending payouts” are $0. I’ve called their help desk repeatedly but after the first call, they started telling me that there is nothing more they can do because the case has already been “elevated” to the billing department.
They now advise to “just wait” for this to be “resolved.” Every VRBO employee I’ve spoken to has been careful to avoid any language promising me payment. Instead they just say “resolution”. I find this alarming. VRBO also doesn’t insure the host against damage or theft. Hosts must charge guests walloping extra fees, from which VRBO takes a cut, if the host wants any property protection. Good luck competing for bookings with an exorbitant insurance fee tacked onto your listing.
I’ve also received multiple messages through the VRBO site attempting to defraud me. So far, they’ve been obvious scams, but some poor innocent must fall for them. Otherwise no one would bother sending scam inquiries. Finally, VRBO’s listing editor is the pits. Trying to add photos once you’ve listed a property is impossible. It sends their app into a seizure.
Compare all this nonsense to the nearest competitor, AirBNB. I’ve had the same property listed with AirBNB for almost three years. Delays in payment? Zero. Automatically insured? Yes. Scam inquiries? Zero. This is probably because AirBNB rigorously vets user identity, both host and guest. I confess that I found their host and property verification to be so detailed it annoyed me. Now I appreciate the rigor. Of course, VRBO must be happy if a listing is fraudulent.
Think about it. By the time a guest shows up and discovers the property doesn’t exist, the guest has already paid for their stay. If the guest calls VRBO and reports that the listing was fraudulent, VRBO has the perfect excuse to keep the whole payment; no host payout required! Do they automatically refund a homeless guest? I doubt it. I can’t get paid even with the entire paper trail residing in VRBO’s system. So how would a guest obtain a full refund based on nothing more than that guest’s say-so? Guest or host, take your business elsewhere.

My partner and I booked a rental on VRBO in Amsterdam about a month prior to our trip. Payment was taken, and the app showed the rental was booked. On the day that we started flying from Canada to Amsterdam I got nervous that we hadn't received any messages from the host about check in. Since we had so many separate flights to take before we arrived I had time on layovers to try and get in contact with the host. I still had no responses so I started messaging VRBO staff for help on the app. Each time I asked them to please get in contact with the host and make sure everything was arranged correctly they said they would look into it. Each time our next flight got closer to arriving in Amsterdam I got more desperate with the staff I was talking to. No one ever confirmed that they had even called the host or made contact.
By the time we landed in the Amsterdam we had no check in information, and had no idea if we were going to get into our rental if we went there. While at the airport I tried to call the host myself and it went to voicemail. I got a message on WhatsApp from the same phone number listed for the house asking who I was. I explained I was their guest and had been trying to get in touch with them. The host explained they had no idea VRBO had booked a guest for them and had someone else staying in their rental, and they asked if VRBO had taken a payment from us. The host advised me they had constant issues with VRBO, and would contact them on behalf of me to ensure we got a refund.
Myself and the host were both messaging staff for VRBO on the app at the same time trying to get the situation sorted out, but it took over an hour and a three way call for them to finally agree to cancel the stay and refund our stay. My partner and I were lucky enough to be in the position to have money to book a hotel while we waited for our refund, but I can't imagine someone who had used so much money to book arriving and not having a place to stay. VRBO is a terrible application and I'll never use it again.

So we did not go on our vacation thinking we'd be refunded. One week later they are now refusing my refund because the host won't communicate with them (this isn't my problem). I never got the services/stay I requested - only the bill for thousands of dollars. VRBO IS A SCAM - NEVER USING AGAIN.

Shoot anywhere in this house actually because if they’re in one spot, trust they’re roaming elsewhere. It’s very unpleasant and unsanitary and not enough raid provided to resolve this issue. It’s sad I’m out here buying supplies for roaches, should be ashamed. The old, rusted vents and uncovered light fixtures are just inviting them in. the roaches are having a field day up there. Update: took a shower and no hot water. It’s a nightmare!
7/13/24: correspondence after informing the host of our concerns. I guess we should look for a true 4 or 5 star hotel because clearly they think roaches are acceptable living conditions. Told on the phone we would be provided a full refund, but because there is only 2 roaches in the video submitted its doesn’t suffice anymore and we were kicked out immediately instead of them hearing my concern and fixing things. Very argumentative, it’s not my fault you’re falsely advertising. Looking at the reviews now and looks like roaches been a problem. Not the first person to complain about roaches in the kitchen. DO NOT RENT HERE!!! NOT WORTH A DIME if we’re being talked to like we have no common sense.

Even though the owner ACKNOWLEDGED they have an ant problem, they left a hateful review with personal attacks on our character and VRBO is actually letting the review stay online. They even have a record of our correspondence proving this owner told 3 or 4 lies about us in their review. But VRBO says they have to leave it because it "meets their guidelines". VRBO supports unethical business. VRBO is not interested in supporting the customer who books a vacation. Rather, VRBO will support and defend the host, regardless of evidence you have showing that the stay was in unsanitary conditions. I sent VRBO pictures and videos of the unsanitary condition with an infestation of flies. In the time there, I killed at least 30 flies. The host lied and said she would issue a refund of the cleaning deposit. She did not issue a refund of the deposit. She did not respond to requests. She told VRBO she would not return the deposit after a review was written (waited 5 business days as a courtesy to the host to issue a refund before writing a review). VRBO states the refund is at the owner's discretion. VRBO and the host are both unethical. Beware of VRBO. You will not be having a vacation. I will not book with them ever again. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. They sent us several statements saying the refund was made but the money never arrived in our bank account. We have called VRBO at least 12 times in the last two months to escalate the case because prior to booking the rental, I called VRBO twice to get verification that the listing was legit. They told me to go ahead and wire the money to the owner and that it would be covered under VRBO's refund/cancellation policy.
It has been 3 months now and there has been no refund. Each time I call customer service they tell me that the refund has been made. But the money never makes it into our account. VRBO then tells me that the case has been escalated to the "guarantee team". Yet there is no way of getting in touch with anyone on the team. The customer service agent has no clue what is going on and the resolution team manager tells me that the guarantee team has it and will get back to me. I've never received a call back from anyone on the guarantee team. I've never received an e-mail from the guarantee team. As far as I'm concerned, the guarantee team does not exist. We booked a 2 night stay at a cottage in Ontario though VRBO. A day before our check in we contacted the host to ask if we can do a late check-out. When we reached out the host told us that they can’t host us and our reservation request “landed in their spam folder” therefore they didn’t see it. It was less than 24 hours before the booking so naturally I panicked and called vrbo. The customer representative told me that he will have the “rebooking team” contact me through email with a new property with the same amenities. This is where the lies started. Everyone that works there is a complete liar, and their job is literally to lie to you over and over.
After a few hours of no contact I called them again, I explained to them that I had kids and they were looking forward to a weekend getaway and I was worried we weren’t going to be able to find a place (it was Canada Day long weekend). Once again the customer service rep said not to worry and they will get us a new property to stay in. This process repeated itself about 4 times. I talked to 4 different people. They all told me the same thing. I talked to an online representative who also gave me the same story.
It was now 8pm on Friday night and I made my last plea to another representative, I told him to please just tell me if they can’t help me and I will promptly book another cottage myself for the weekend. This representative told me just to wait until tomorrow morning and everything will be resolved, he continued to say that there is a department called “traveler care team” that take care of bookings on the spot but the issue has to be dealt with the day of your booking, therefore I had to wait until Saturday which was the next day. I trusted him and the 4 other representatives that assured me we will have a cottage for the weekend.
The next morning upon not receiving any emails I called the call center once again, after 45 minutes on hold I got a hold of the “traveler care team” and they told me they can’t book me a place because their site doesn’t allow same day bookings!!! I explained to the rep that I was on the phone dealing with this issue for 7 hours the previous day and everyone I talked to told me that you will be able to give me a place and she simply said “I’m sorry you were given misinformation, I’m giving you the correct one now”. So everyone I talked to KNEW that I wasn’t going to get a cottage, they simply stalled.
The worst part is now I can’t book anything and my family just has to stay home. The care agent told me she can give us a hotel for ONE night, the hotel was a in city hotel with no lake in sight, the cottage we booked was a lake front. I obviously declined. I have been using VRBO.com for 20+ years all over the world! This has been the first time, my experience was a complete let down. It is clear that the merge with Hotels.com has been a disaster!!! It turns out that VRBO sub contracted my vacation lease to a third party...this was nowhere to be seen on their website or App. I hesitantly went along with this and paid in full, as required well ahead of arrival. Note that I made the arrangements over 6 weeks ahead since this was a special occasion and it was a relatively large group. On the morning of our arrival I received an email and text from the third party 'Secondhomerv.com' that the house was NO LONGER AVAILABLE!!!! And that they were sending us to the only other large rental that could accommodate my party for the dates agreed upon.
I contacted VRBO several times during the day to try to resolve it with them...as the responsible party. VRBO customer service was a disaster with only further third party Indian people answering that could resolve nothing and were unable / unwilling to transfer me to someone from VRBO USA that could assist. We were left having to deal with the third party 'secondhomevr.com' who stated that this was a common occurance and giving me the only option of the alternate property or a refund. With my entire large party, including two cars full of groceries, toddlers and kids, I had no choice but to stay at the alternate property. This is TERRIBLE from VRBO who even asked me to provide a rev. Date of arrival - June 20, 2024 Reservation ID #**.

VRBO and the property host were contacted several times and were only willing to refund 1/3 of the cleaning fee ($50) and essentially stole the remainder of the balance (nearly $600). My experience with VRBO was, in a word, atrocious. I booked a house for 4 nights with my friends for a convention. When we went to check in, the address turned out to be a complete scam. It was an apartment that someone else was living in. We tried contacting the owner but the number said "disconnected" so we contacted Vrbo. At first, I thought they were going to take care of us. They said they would reimburse us for one night in a hotel while they worked on finding us a new property. They said they would email us the next day to give us the property information.
We check out of the hotel and went to the convention, expecting to have somewhere to check into that night when everything was over. We were very wrong. A couple hours before the end of the convention, when I hadn't heard anything, I called to get an update. Each time I called they said they were working on it and would call back. They never did. I called probably 10 times that night, on the phone on and off until 1am. After all of that, we had to sleep in our cars because they still had not placed us and we couldn't check back into the hotel we had been it. (It was a convention weekend. Vacancies were incredibly sparse).
After sleeping in our cars, we were able to find a hotel for the final two nights of our stay and Vrbo said they would fully reimburse us and give us a refund since they were unable to help us properly. That was two months ago and I am still fighting with Vrbo to get my full reimbursement. Throughout the whole process I have been ignored, passed off, hung up on, and generally treated like they didn't care at all about what was going on. I will never be booking with Vrbo again.

If I could leave a 0-star review I would. I booked a smaller rental property initially in Seal Harbor, Maine. However, a family member asked to join our trip after I booked the rental property leading to the need for a larger place. I booked the larger place first before canceling the initial booking. I made it clear to the VRBO agent that I wanted the smaller, original booking canceled. However, the agent canceled the larger, more recent booking I made.
When trying to re-book the place I wanted for the trip, it was $500 more expensive. When on the phone with Vrbo, I told them we shouldn't be responsible for paying more when Vrbo canceled the wrong property. Also, I need something booked quickly because our trip is in October and bookings fill up quickly around Acadia during this time. I was on the phone for over 4 hours total over the last 24 hours and spoke to multiple people (3 agents and 2 "supervisors").
Last night, I was told a re-booking team would call me or email me that night and re-book the rental at the original price. Surprise, surprise...I received no call or email. When following up this morning, I was told that the issue had been "escalated" and the re-booking team, and a supervisor named Jeff (who I'd spoken to before), were going to call me back with a resolution. Ummm, that's what I've been told multiple times already. I finally told Leslie, the other supervisor, that I was going to book with a different company and I expected some sort of compensation (which I doubt will occur). Vrbo customer service is a joke. My experience with “the spot” rental in Bradenton, Florida was an 0/10 and I didn’t even stay. The woman running the show calls herself a host. She is the reason for this review. I finally received an email with my reservation number and information the evening prior to my flight. In the email there was no paperwork or anything, just info confirmation in the description “keys” to your trip. All seemed normal and all looked good.
Arrived in Florida. The location sent in the confirmation was not “a” location at all. Actually I still don’t know a location. After searching and many stops, funny looks and questioning, We found a “marina” with a numbered address similar to the reservation. (Note - (2 miles south of the pinged location on the VRBO maps as advertised.) At this marina (not an office, or anything like you would expect) A public marina! First thing we saw in the water were three capsized boats half sticking out of the water. At first I thought it was a joke but then realized they were real. ALERT! (Red flag)
I messaged the host and asked for her number. She sent her number through messenger and within minutes later would not pick up the phone- I tried multiple times - She later told me that all communication was through Vrbo messages only. ALERT (red flag). Sitting in the marina, in the car, we were not able to figure out what to do or where to go, until finally through VRBO messenger again the host sent me 8 documents to read and sign before giving me any further information on what to do or where to go. I thought to myself “This is a joke”!
Shortly thereafter we were notified that our check-in moved from 5:00 -6:00 pm. But we still had to sign the papers. How was I supposed to sign anything sitting in my car on my phone? All we wanted was to know is “where to go! “What is the location of this boat”!!!! Instead of wasting any more time arguing with this rude unprofessional host through messenger - we moved on. VRBO customer tried to help as well but could not.
This host was unprofessional, incredibly rude and difficult to work with! She ignored all my questions and continued on with repeating herself about paperwork and check-in time. I have never experienced anything like this before from VRBO. I am not sure why VRBO would want to risk their brand reputation with a this type of unprofessional partner in “the spot”. When we arrived in Edmonton, a location to meet for our decentralized family of 7 who all live 4 or more hours in different directions, we were informed that the host had double booked the property and who then promptly cancelled our reservation with us on the doorstep.
VRBO policy does not allow booking stays to arrive same day and we were informed that they would only find us place for one night that had to be booked thru either Expedia or hotels.com or we were on our own and they would not assist with any difference in price if we booked anything except from these sites. It has been a nightmare trying to get a refund for a VRBO property that I didn't stay in. Upon arrival to the rental property on March 23rd to check in, the property was not in the best condition. So, I called customer service to cancel and file a complaint. They told me to send pictures and send the house details. They told me to check into a nearby hotel because they were unable to find an available VRBO home at the moment. They said I would receive hotel reimbursement and a reservation refund. We spent two days going from one hotel to the next waiting for them to inform us of the new VRBO home. When they couldn't place us in a new home, we decided to end our spring break vacation early and went home. Now, 76 days later, I am still fighting for a reservation refund.
As of yesterday, 76 days later, a VRBO representative informed me that calling customer service and speaking to the home Host on the day of arrival did not constitute as a cancellation. On their end, their system shows I never canceled. Apparently, I was supposed to cancel a different way. I still don't know what that way is but I'm assuming I should have canceled through the app. No one told me that when I called. In my mind, I canceled directly with them by speaking to a representative who said I would get a refund, which I have via email. They said that email meant reimbursement for the hotels which I did receive. But I did not get a refund for the reservation because I called to cancel instead of cancelling a different way. So cancelling by talking to a VRBO representative and by talking to the home Host does not make it a cancellation. Why didn't the representative or the Host tell me that despite this extenuating circumstance, talking to them and filing a report claim did not warrant a cancellation? Honestly, I still dont know what would have been considered a cancellation.
When I spoke to the Host on the day of check in he proceeded to give me excuses and say others have stayed there and liked it. So, now I have to take other measures to get a refund. I have so much written proof that I didn't stay there but their system says otherwise. I'm very upset and disappointed. Do not book with VRBO! Never again will I do that. During this process I have spoken to several customer representatives and supervisors and still no results. They are unorganized and their system is apparently flawed.

As an owner, I would never recommend #VRBO. I created a listing for my two bedroom condo in Hilton Head in early May and it still isn’t listed! I’ve spoken to #vrbo employees in Jamaica and India with no results. They kill me with kindness but deliver nothing! Excuse after excuse. I have spent numerous hours on the e phone and all they give is lip service. I have another property listed with VRBO and will cancel once my two final bookings are complete. Airbnb treats the owners in a much more professional way and handles issues within a short time. VRBO could learn something from the way Airbnb runs their business.

I'm still in shock on how this company totally disregarded my safety and bluntly tossed my calls on hold and lied to me over and over again. I'm literally considering taking this one to court. Not for money but to make sure they understand that the customer matters. These people should no way be on business. This was horrific.

I have been trying to get a refund for nearly a month now on a reservation in Boise ID that I did not end up staying at the property and have wasted hours of time with. I booked a property for a two night stay. Check in time was 3pm and the property manager called to let me know that there was a plumber at the property fixing an issue and asked if I could delay. I received a phone call at 7pm letting me know that it was okay for me to check in since the plumber just left. BUT there would not be any hot water that night or the next morning and that the plumber was going to TRY and get the part to fix the water heater issue and TRY to fix it the next day... while I was schedule to be at the property.
The accommodation offered was the property manager was going to TRY to get me a free gym pass for a local gym so I could shower at the gym. No thanks. I declined due to there not being any hot water, potentially for my entire stay, and the plumber would be there to invade my privacy the next day IF he could get the part. I declined to stay at the property and never checked in. I had to seek out a hotel in Boise for the two nights and paid double what I was scheduled to pay for the VRBO since it was a very busy weekend for the hotels.
Luckily I found one several hours later. I have messaged VRBO, the property manager, and been on hours worth of calls to resolve this issue. At this point I should not only be getting a refund but paid for my time in trying to resolve this! DO NOT BOOK with "Studio Taft - A Boutique Escape, Host Erica Larsen" as she obviously knows that VRBO does nothing for consumers who try to get their money back when something goes wrong. I have been promised a refund by her and the property management company and even with the promise in writing (through the message platform on VRBO) still I have not received it.

I want to warn everyone about VRBO.com and their dishonesty. They take your money, but they don't give it back even with evidence and pictures. If you post a bad review, they will not post it and will only post good reviews because it's good for their business. They will always side with the property owner because that's how they make their money. I rented a property that stated one night free with three nights, and never received the listed promotion. Then, I was charged $500.00 dollars of the security deposit because I left a bad review and the owner saw it. There was no damage to the house, and I even took pictures. Then, to top it off, VRBO removed my bad review. I complained but VRBO gave me the run around and kept circumventing the conversation. So, I lost $900.00 dollars from VRBO and my advice is to go through another company besides VRBO and Booking.com.

Vrbo has terrible customer service. I rented a property for a weekend, within 10 minutes of renting it, the property owner messages me & says the property is not ready for guests at this time. It was late in the evening so I decided to deal with this in the morning, BIG MISTAKE! I anticipated that the money would be refunded no problem since it was the owner who cancelled. They insisted that I cancelled, therefore I was only going to receive half of what I paid. They wouldn't listen to my complaint & wouldn't acknowledge that I wanted to talk to a supervisor. I had to continuously keep going back on their site & talking to another rep before I finally got through to someone that would actually look at the entire transaction & all the details.
Finally I spoke with others who have Vrbo properties & learned that even though the owner hadn't seen any of the money for the property, there was still something they needed to do on their end to clear up this matter. I did contact the owner & we were able to get it figured out for the refund, but the entire process could have been much simpler if Vrbo had given us this information from the beginning. As a longtime user and host on VRBO, I am appalled by their recent policy change to charge 50% of a cancelled booking to hosts. This move is not only unjust but also undermines the very foundation of trust and mutual respect that platforms like VRBO should foster between hosts and guests. This policy is a blatant money grab that disproportionately penalizes hosts. In the unpredictable world of vacation rentals, cancellations are a common and often unavoidable occurrence. By imposing a 50% fee on hosts, VRBO is effectively punishing them for circumstances beyond their control.
This is particularly egregious in my situation given that the cancellation in question was due to a VRBO IT issue. Their calendar stance functionality is basic at best, and often loses its sync from other sites. During on of these periods, a guest instant booked despite my home being rented for months via another platform, and VRBO is still trying to ouch a several thousand dollar penalty on me.
This policy change and VRBO supports handling of my case reveals a disturbing disregard for the financial realities faced by hosts. Unlike large hotel chains, most VRBO hosts are individual property owners who rely on rental income to cover mortgage payments, property maintenance, and other expenses. By slashing their earnings in half for cancelled bookings, VRBO is exacerbating the financial strain on these hosts, many of whom are still recovering from the economic impacts of the pandemic.
The impact on guests is equally concerning. This policy could lead to an increase in rental rates as hosts try to offset potential losses, making vacations less affordable for everyone. Furthermore, it undermines the trust that guests place in the platform. Knowing that a significant portion of their payment might be lost to arbitrary fees can deter potential renters from using VRBO, driving them to competitor platforms with more transparent and fair policies. This is a shortsighted and manipulative exploitation of hosts, and the single reason I will never host on VRBO again.

The protection insurance was charged at booking. Same day I booked with another listing and charged another fee for the insurance.
This time the host did not reach out to me, but changed my reservation dates to accommodate her. The day before my planned trip I still had not heard from the host in reference to the check in instructions. So I messaged the host only to find out the dates had been changed per VRBO says the host. Long story short, I was charged the full amount of the stay after the host and myself canceled the trip. Firstly, despite the clear misrepresentation of the property and the owner's failure to provide the advertised amenities, VRBO allowed the host to post an unfounded negative review about me. This review was allowed to remain on the platform even after I presented evidence of the owner's mishandling, including false accusations and the double booking of the room.
Furthermore, when I was forced to leave the city due to the unsafe circumstances created by this booking, VRBO also refused to process a refund for another property I had booked, leaving me both financially and emotionally strained. Have been trying to host a listing for some time now. The website is HORRIBLE to navigate and their customer support is even worse. They do not know what they're doing, simply follow a script, put you on hold every other minute for several minutes and when they have bumbled around long enough, write a ticket and tell you to wait for a response. RIDICULOUS! Already lost one booking attempt and cannot get any others due to their ineptitude.

Keep in mind they help you use their site to rent. But....when you use VRBO which I have many times just to learn that their booking fee to use site is 20% of rental and the actual rental property gets their booking fee as well. So basically you're paying 2 places to book! I find this ridiculous! I understand what vrbo is but why should we be double charged just to rent a unit. Example my beach rental was 3800 for a week vrbo charges 537.00 booking fee then paid 225 to the actual company that owns rental! They put all this in total but read fine print, look over charges!!!! I feel like I need to bend over and be screwed just to take my family on vacation!

ABSOLUTELY TERRIBLE CUSTOMER SERVICE! My partner and I booked a property for a couple of nights in Greece but after not hearing from the host we grew concerned. We used VRBO chat as a way to try and secure the reservation but the rep told us they would give us the host's number to call. We told him that we don't want to pay long-distance fees and would like VRBO to contact a member of their website. The rep in the chat said we had to call VRBO customer support to issue a phone call. I told the rep again that I didn't want to pay long-distance fees to call a rep to which the rep provided me with a phone number that he claimed wouldn't have long-distance fees. TURNS OUT THERE WERE FEES!
I have now been in a battle with VRBO over the past month trying to get some sort of compensation but I have gotten nowhere. They have FULLY ADMITTED TO THEIR MISTAKE and told me THEY ARE SORRY FOR THE MISTAKE AND THAT I HAVE TO PAY FOR IT. I told them this wasn't acceptable to which they said they will have supervisors look into it. But the longer this drags on the more I'm convinced they are just going to drag this on in hopes I stop contacting them. DO NOT USE VRBO, THEY RUN A TERRIBLE BUSINESS.

I've used VRBO a few times in the past few years with wonderful experience. This last time, I booked a property but needed to cancel within the 100% cancellation window. I've called 5 times, emailed, and chatted with them. Needless to say it's been over a month without a refund. They keep saying that my case has been transferred to "superiors". I re-booked another property through VRBO at the same time I did cancellation. Reservation does not show up on my VRBO account. Apparently it went to a 3rd party host and they can't do anything about it. The third party sent me a basic confirmation email but now I'm a little worried if I run into any problems I won't have the customer service from VRBO, nor do they have any record of my reservation. After I finish my travel this summer, I will never use VRBO again.

BE CAREFUL! I have used VRBO numerous times and never had a problem, until I did. Then they showed their true colors as a money grabbing corporate entity. In April 2024 I booked a house for a 1 month stay February 2025, the booking stated that it was a non refundable property. So I purchase travel insurance from VRBO affiliate Generali insurance for the Premium of $818. When I purchased the insurance I was told I could cancel the policy at any time prior to the commencement of travel. Unfortunately, we had to cancel the trip due to personal reasons. The property manager was gracious enough to refund 50% of our deposit which I felt we very kind of him.
When I contacted VRBO concerning the $583 service fee, they told me since the property policy was that the reservation was non refundable VRBO would not refund the service fee since VRBO does not have a cancellation policy and they use the property policy as theirs so they are keeping $583 of my funds for doing nothing. The same goes for the insurance policy, when I contacted them they told me I could not cancel because I incurred a loss and had to file a claim. I told them I did not want to file a claim because I was OK with the loss of the 50% deposited but they said it didn't matter. Their end game here is to have you file a claim which will be denied due to the fact that I cancelled for personal reasons and they would have to pay $0 but make $818. on my premium. The bottom line here is VRBO and their affiliates swindled me out of $1400 for doing absolutely nothing. Take your business elsewhere.

They are quick to accept payment, but if there are any issues....good luck getting any assistance. When traveling with family etc, if the house you have rented is bad, you had better have a back up plan, because VRBO certainly has a plan to pass the buck and to shuffle you within their phone system....with no accountability. They will ask for pictures and then proof of payment....then the call will be disconnected, and the new person will have no knowledge of your concerns and the whole process starts over and over and over....

A scammer had my property posted on this VRBO website. Which I’ve never heard of this company before. Regardless, I’ve had multiple strangers knock on my door stating they have booked my address for the weekend. Upon my own investigation I found the ad with my address listed for rent. I contacted vrbo customer service who stated they can’t help and I needed to “file a claim.” Considering they’re putting my family and these strangers' safety at risk you’d think the company would have taken this more seriously. I wouldn’t recommend anyone booking with this company.

After lengthy discussions with VRBO "customer service" I was told I would receive no refund because I would've had to cancel prior to 3/28. I DIDN'T EVEN RESERVE UNTIL 4/8!!!! How can I cancel a reservation prior to booking it?!? They would not budge. Finally the owner of the home called them and negotiated a 50% refund for me. Worst company ever. DO NOT USE VRBO!!

You would think going through VRBO would protect you from 3rd party scams. THEY DO NOT!! Spent $1,197.09 for a stay in June 2024. Apparently the property uses a property management company called Oxford Vacation Rentals. I started getting spam emails from them demanding more payment within 24 hours otherwise they will cancel me. VRBO said nothing about this. The receipt said nothing about another company contacting me for payment. I called Vrbo and they told me the email address is not affiliated with the company email and to ignore and not to pay it.
In the meantime I got another email from Beach Stay Vacations. I replied to this email saying if you are working together with VRBO then you will have my cell phone so call me so we can clear up any payment confusion. Instead of calling I got an aggressive reply back demanding I enter my credit card information onto their portal via a website on Oxford Vacation Rentals. To add more mystery I also got an email saying my payment failed. Failed what? The payment absolutely went through. Very confused at this point I called VRBO and canceled the reservation - same day I made it. But prior to cancelation I asked if there was a fee to cancel. The woman on the phone said no it's completely free. So I canceled. Only later to be charged a $99 fee from Oxford Vacation rentals.
I called Vrbo and the very rude manager kept cutting me off and admitted the VRBO representative misspoke (he listed to my recorded call when I canceled). I told him this is not my fault and in fact I still have to go to Oxford during the same dates so I would've kept the reservation had everything not seemed extremely shady. Manager didn't care and basically hung up on me. Since they refused to refund the $99 I disputed it. I would recommend everyone to dispute any invalid charges from VRBO. They no longer care about their consumers.

I got this error message 3 times while trying to make payment so I backed all the way out and started reservation over. When I got to the payment page it said those dates weren't available. I thought someone else was booking the same property at the same time I was and that is why I received the error messages. I then started looking for a different property. I made the reservation and got the message to check my email, that is when I saw that the first property had also booked.
I immediately got in touch with the host, Matt **, who was the host for both properties and explained what happened and asked for a refund on the second property. The second vacation was canceled but he would not refund the money. The same number of people, the same pet, the same dates and the same area. I wasn't even offered different dates for another vacation since I had to pay for both places. VRBO had an error in their system and charged me $1150.52 for it. If you get an error on the payment page check your email as it might have been booked without your knowledge.

We were in a property that had black mold, rotted wood, horrible smell and a total lack of safety as they did not have windows only wooden shutters that had huge gaps between the shutter and the frame. So basically any and all critters could crawl in, and they did. Also the shutter right over the bed wouldn't stay shut or lock and it's on ground level. We also had someone knock on our door early in the morning on our first day only to find a realtor at our door with 4 people they were showing the property to while we were staying there. Um what?
The host said in writing that he would refund us the full amount of our stay as we were not comfortable staying there. As a host trying to send them information, you MUST call first to some customer service in India or Pakistan - about sending pictures regarding a case opened there, they send you an e-mail to send your information to, which expires in a day or two! So you must call back to then get another e-mail. Now I found out that despite them claiming the e-mail is expired, after my 3rd call to them and talking to a rep, they said that they were getting my e-mails all along.
Very annoying for people trying to work with them. Previous to this situation, the other issues with them are, you can't review your guests properly, and they keep all your money for a reservation even if you're an established customer (despite their claims) and leave you with your bills to pay until after the guests have left! Sadly this is one of the best Ad venues available, but they're pretty cruel to their hosts.

The last rep said he would stay on the phone for the duration. My phone had little charge left, hadn’t had dinner and it was almost 7pm!!!! Finally rep said owner was calling me now, we waited Nothing! Rep tried again and owner came on! I told him deadbolt wasn’t working and I needed a place to stay, I wanted my money back, said he would get back to me!
I went and looked at hotels and was about to book it was 7:16pm and the owner called, no money back and he would see if he could find someone to come out and look at the lock, he said maybe there was another lock in the shed! So he was wanting me to wait until all this was accomplished, what? 10pm, 12pm? I said No!!!! I had waited long enough! He should have communicated with me much earlier!
The hotel manager felt so bad he upgraded a room for me but I had to cut my vacay a day earlier because of the funds I had to spend, so far I have been offered 100.00 back, I said no way, I sent video of lock to them for proof. My 1 1/2 day vacay was nothing but phone calls to corporate approximately 500.00 down the drain, 10 hr drive, still waiting to be resolved! Found out later this owner has complaints registered against him for not answering his guests' calls! I deserve my money back! Especially I had to book an expensive hotel in its place that I can’t afford!! Don’t do business with these people!

The first rental we booked was fine, we had a great trip and the host was wonderful. We booked our trip for this year and have had nothing but problems, which VRBO does not care about because this host is a "trusted partner." The first problem is undisclosed fees. We expected there to be fees for bringing a pet and for linens, however those were not listed. No pet fee was mentioned at all, the listing only said pets allowed and listed a weight limit. The linen fee was mentioned, but they did not say how much. The host also added additional fees for paying by credit card (see next paragraph).
The second problem was that the host did not allow full payment up front on the VRBO site. Instead, the host charged only the VRBO service fee, and sent us a link to pay them directly via a different site. We were only allowed to pay half the rental total up front (we wanted to pay all of it so it would be done, and would not be another thing to worry about), and the other half is due later. We were only allowed to pay by electronic check (does NOT include consumer protection against fraud), or by credit card (does protect consumers against fraud) with additional fees. The additional credit card fees were not disclosed AT ALL until we booked our trip.
The third problem is that the host is using VRBO to harvest user data for marketing. We are now receiving spam marketing emails from the host encouraging us to book rentals directly through them, not through VRBO. We DID NOT sign up for marketing emails and should not be receiving messages that are completely unrelated to our reservation. We will be closing our VRBO account after this trip and will not be using this site again.

I booked a property with VRBO in February. The host contacted me in March requesting that I cancel (I can only imagine it is because they didn't want a ding on their record for canceling) because they had sold the properly. I then approached Vrbo with this concern as it seemed odd that they would ask me to cancel, especially since the request came after the 100% money-back cancellation period. The agent there told me to tell the host to cancel the property. The host never did. I contacted customer service at least a half dozen times, getting different advice and different answers every single time. After a month of fighting to get my money refunded, I've finally managed to get Vrbo to agree to refund the booking fee for the property I never got to stay in.
With all of this, I was never provided any help from Vrbo in finding alternative arrangements for my 15 guests even though they promise on their website that they would find another property for me _at the same price_ as the booking I'd had. In addition, I had to call up a damage protection insurance company separate from Vrbo support in order to cancel. Vrbo support never mentioned this to me until after it was too late to just cancel the policy, and I had to ask for an exception, explaining what had happened with the property. To their credit, the insurance company was really helpful and took care of it quickly and gave me clear communication.
To be fair to them, part of the reason for this is _probably_ that although they did refund the payment made to them, the property owner refused to cancel the booking on their end, despite clearly stating they didn't even own the property anymore, and despite having Vrbo try a 3-way call with them and send emails with instructions for doing the cancellation.
At the end of the day, I came out of my booking experience with Vrbo having eventually gotten my money refunded, and having learned a valuable lesson -- Vrbo doesn't really have your back if something goes wrong with your booking. Their customer service is highly disorganized and not well trained in how to handle customer calls. Their system apparently has no way to help you when a host doesn't actually cancel their property's availability. Even after all of this drama just to get refunded when a host sold a property out from under my booking, Vrbo _still_ has in their system that I stayed at the property, despite the fact that they clearly know the host did _not_ let me stay.
