I signed up with First American because I hate when something breaks and I need to search for somebody to fix it and the whole uncertainty if they will rip me off. I've seen they had good coverage and that it covered what I needed so the price was good. Filing a claim was easy and they respond quickly. The techs that came out have all been great. They fixed everything I called them about.

After 3 months I am glad to say that they finally took care of it. We got a new unit and new coils. I hate the fact that everything had to get so ugly in the process but happy it was taken care of.

Like I said before we have never had this kind of problem with them before, and we have been with them for 9 years. This much hassle was very unprecedented for us.

We will continue to use First American with the belief that we won't have this kind of issue again. Thank you, Stephanie for helping us out so much in the end when it seemed like no one else we talked to knew much of what was going on.

    Original Review: July 23, 2015

In 2006 our ac went out and our warranty covered replacement and all we paid was the removal and disposal of the freon. They did not replace the coils. For the last couple years we have been having ac problems which the warranty has always covered the repairs. In May this year we had another problem. Service guy came and fixed it. A week later, problem again. This time he said it was low on freon. Less than a week later the compressor went bad. So we had to pay for the removal and disposal of the freon. After that we continued to have problems. We were told the coils needed to be replaced because they didn't match the ac unit outside and the whole system was being overworked causing all the unnecessary problems. After much haggling with the warranty they gave the green light to the contractor to do what was needed.

A week later they said they were ready to order the parts, they had everything approved except for 300 dollars. This went back and forth for a couple weeks. Then after having to call back again to find out where we were with the approval, they tell us that we will have to pay 1500 dollars because of the "uncovered costs" like removal and disposal of freon again. We explained that we already paid that and it's a continued problem and they told us it's a new problem and that was that. I asked the warranty company why so much and they said for "modifications and code upgrades." After talking to the contractor he told me it's for the removal of the freon and access to replace the coils and a new concrete pad for the new ac to sit on and permits.

I don't have 1500 dollars to just dish out. That's why I have a home warranty. So right now we have 3 window units running to try to keep the house cool and it's July and very hot. The house gets up to 80 in the afternoon with the 3 units and we have 4 kids. 9, 4, 3, and 1. And we are still fighting the fight.

Repair: it's a verb and it means to fix something so that it works properly. Apparently, First American Home Buyers doesn't know the meaning of the word. Allow me to explain. On July 7, 2015 I called FAHB to have a service request for my air conditioning, after I made a request FAHB dispatched ABC 24 Hours heating & cooling service and repair to take car of my AC unit. I waited for the Tech that same day. When he came he checked the system and told me that a system board had failed and the unit may have to be replaced. Later in the afternoon I received a call from FAHB representative and was told that there is about 1400.00 out of pocket for that system to be replaced. And when I asked for the payout he told me it will be $ 798.00.

The next day I called again and spoke to one of the representative Mr. ** and explained to him the situation and asked him to give me the list of the charge included in the out of pocket and compared that list to what the contract had mentioned about this type of repair. And to my surprise most of the parts and services that I have been charge for are listed as included in the service repair. First American Home Buyers had taken more than $ 6000.00 in premium over 10 years period, only for me to find myself in a situation where the repairs were not made and the problem still exists. What the purpose of having an insurance when my out of pocket exceeds what the insurer has to pay but even doubles what they think they're suppose to pay. It doesn't make any sense.

Now because of the delay I had to purchase a portable AC since the temperature in our area had reached over 90 degrees Fahrenheit and this expense is now became their responsibility. Another $343.28. Now unless it gets resolved, I will be forced to turn to the proper authorities and local and national media for help, and I mean it.

Several switches in my home went out, along with one of my ceiling fans during the last bouts of San Diego's humidity storms with heat. I called First American Home Buyers Protection and they sent Carter Electric out to help. The gentleman that came was clean, cautious, skilled, and quick with repairs. He had to come back out for the fan. He estimated over a week but within a few days, he had my fan up and cooling me off. The best part of all was he was a cheerful guy with a fun attitude. My first point of contact with Carter Electric was a couple of fun women, that created a fun beginning, and after the work completion, I received a call with the same fun characters. A thank-you is all I have to offer but all of you people are the best. First Am, thank you. Carter Electric team, thank you.

This warranty may be good for lots of things, but if you have a plumbing stoppage, do not call them first! I had a sewer mainline blockage with raw sewage backing up actively into my home. I called and 7 hours later, a plumber showed up. He was unwilling to locate the sewer clean out, and since the home was new to me, I didn't know immediately where it was. He charged an additional $170 to remove a toilet to access the line. He broke several tiles when doing so and said that the blockage was more that 100' in the line.

When I told him the warranty covered 125', he told me the claim was going to be denied anyhow because of evidence of roots. Some simple research showed that roots are in 90% of drains in homes in my area. He left and told me to call the warranty company. They emailed me 5 days later saying they had no response to my complaint since the claim was not covered. Thank God I called a local plumber who cleaned the roots and replaced the toilet for $95! The other guy got the $60 claim fee and $170 for removing the toilet, doing nothing to help. My floors and toilet and most of my towels are ruined.

We were very satisfied with the service of First American. We submitted the claim and then within about 24 hours, we received the call from a contractor. They set up an appointment to come up and see the dishwasher. And they came out, tried to fix it, but they couldn't. They realized that they needed a part. The only inconvenience was we had to wait a whole week for that part to come in. But when it came in the contractor kept us posted. They changed the part and it's been working very well.

Hold times for 30-60 mins, auto call back doesn't work, and other issues. They'll answer right away if you want to purchase, but customer service is nearly extinct. Even worse - They pay contractors so little that you are at the bottom of the list. For a broker dishwasher, they initially gave me a 10-12 day wait time for the contractor. In fairness, after calling the CEO of American, his assistant had someone call me (after my 3rd contact with her) who magically found someone more responsive. By that time I purchased the part and fixed it myself. Now I have a pool pump that is bad. In Florida there are thousands of pool service companies. However, they managed to find one over an hour from my house where voicemail is a guy's cell phone who hasn't called back and a PO address with no physical presence. Meanwhile, my pool is starting to grow things in it. Their service is very, very poor. The selling realtor purchased this and now I know why.

Last Friday, Hers & His Plumbing came. The lady did not clear the drain in my kitchen sink instead she made it worse. I don't want those people in my house ever again. First American did send another company by the name of Chase Plumbing first thing Monday morning. They were awesome and did a fantastic job. Excluding Hers & His Plumbing, everybody else was great. I first contacted them in regards of an AC issue. They assigned a contractor to come out. I googled the contractor who has TERRIBLE REVIEWS! (25 out of 32 were 1 star). Contacted First American and told them that I want someone else assigned. They told me that everyone has a bad day and to give them a chance. Also, they would ask for an experienced contractor (so have you experienced one usual come out???).

Contractor comes out 3 days later, stays 15 mins and says nothing is wrong with my system. Call if anything happens. I called first American to again voice my displeasure. They offer to send the same contractor out again, to give them another try. No. Problem reoccurs right away because it was never fixed. Call First American again, say they can't do anything because they need more time than 24-hour notice and their contractors don't work on weekends.

So now 72 hours after calling the last time, no contractor has come out, no representative from First American has contacted me (as they stated). I called another contractor and they came out in 2 hours, diagnosed the issue within minutes, and fixed within a half hour. A VERY SIMPLE PROBLEM FOR AN AC UNIT TO HAVE! Now I've been on hold with First American to see how to cancel my policy for 54:37 and counting...

I put a claim on 6/22 due to both AC units failing. It is 07/18 and they still have not been able to find a tech to help me. I found my own tech with their approval and received an estimate. Sent it to First American and they refuse to pay it because they deem it "too excessive". So, I now have a 10 month old child living in a home that is 85 degrees because First American cannot provide a technician that actually wants to deal with this company, and I can't even get my claim paid outside of their own techs because it's too expensive. It's fairly obvious to see that there is a reason most HVAC companies do not want to work with companies like this. They don't pay well, slow to pay, find cheap and underskilled workers, can deny any claim if they think it's too expensive. What's the point of insurance if the company can't provide a solution for you in a fairly timely manner? Would not recommend a home warranty from these people.

We basically make the call, schedule the appointments and the appropriate repair person will come out and take care of the issues. In one episode when we had an issue with our refrigerator, they were not able to find a local guy that was able to come out within a reasonable time. They had somebody that could come out, but it would be two weeks. And the refrigerator was not cooling, so we were literally wasting food. So they gave us the authority to get somebody ourselves and they would pay for it, which worked out okay as well.

They've been very efficient in handling any of our concern. We've gotten a new water filter in our pool and a tankless water heater in our house. The gentleman who replaced our water heater informed us that basically it was gonna be delivered on a certain day. He then said, "I'll be out there early the next morning to put it in," and he did. He was really nice, polite, and was done within a couple of hours. He also said, "If you have any questions, just let me know," and then explains everything what he did when he installed it. I have had reasonably good success with FirstAm for minor repairs, but not so with more costly repairs. My washing machine needed repair in October '14. The repair company ordered parts and within a couple weeks initiated replacement of my transmission/clutch. After more than 4 attempts over almost a 3-month period to get the unit working properly, I asked First American to 'cash out' when it became painfully obvious that the almost 15-year old unit was unrepairable. I received a check for the machine about 3 months after the repair order was placed. I don't even want to think about the amount of money spent in Coin laundry facilities during this time. Oddly, First American sent another company out about a month after this ordeal began to provide a 2nd opinion and seemingly ignored that repairman's recommendations while continuing to use the original repair company.

Updated on 07/25/2015: Having just finished a washing machine failure that took about 3 months for First American Home Buyers to resolve, I didn't believe the company could manage a repair event any worse. The company proved me wrong. On 3/5/15 I reported an oven failure. The first red flag appeared when FAHB assigned the repair job to the same company that failed to repair my washing machine a few months earlier. After questioning the choice of repair company, FAHB assured me that all its contractors are qualified [This repair company had an F rating at the time by a highly respected consumer watchdog organization]. Let the fun begin. The technician arrived a week later, 3/11, and, with the use of a clothes hanger, failed to even get the top oven door opened after working for more than 30 minutes; he left after noting this event on a work order.

FAHM selects another repair company. A second technician arrives on 3/19, 2 weeks after the initial repair order was placed, and diagnoses the problem as a failed control board [Side note: technician makes a notation on the Job Invoice that the oven needs new hinges and gasket, as well. These items are never mentioned again]. Because Whirlpool apparently no longer provides support for that model oven as regards the control board, FAHB sends the control board somewhere to be repaired. Two (2) months later, 5/20, the technician returns with the control board and determines that the repairs were not complete and that the top oven is still inoperable. During this visit the technician again removes the control board and explains that FAHB will determine the next step. Of course, after almost 3 months with no oven FAHB chooses to send the control back to the original company to complete the repair properly.

One (1) week later the local repair company called and asked to set up a time to re-remove the control board as it is confirmed that FAHB has authorized them to send the control board back to that company to be fixed again. I explained that the technician removed the control board on the 5/20 visit and that he should check the trunk of his car [must have found it, no call back]. On 7/14, more than 4 months without an oven to use, the local technician arrived with the re-repaired control board only to find that the top oven still does not work. This time he has determined that the thermostat must be the problem. Surely, FAHB would now take decisive steps to try and salvage this customer relationship. Wrong. Almost 5 months after this ordeal began I received an e-mail this week notifying me that a part is now on order. Wow.

To be fair, I must say that I have used First American for several years and have had multiple claims that have previously been resolved satisfactorily as long as I have been EXTREMELY PATIENT. That being said, I am now still trying to resolve a claim regarding my pool/hot tub heater that originated in April of this year and it is now mid-July, and we are having more pool related issues.

The first contractor took the usual several days to come out, said they needed a part, ordered it and came out and installed it several weeks later, but they didn't check to see if it fixed the problem, which it did not, so I had to call again. The next time they came out, I got a note on my door saying that the gate to my backyard was locked, which it was, but I was home at the time, and they never bothered to ring the door bell. Every subsequent call was met with scheduling issues as it is now summer, and we travel some, but they could not accommodate our schedule even weeks in advance.

Now I've been assigned another contractor at my request, after waiting 45 minutes on the phone to reach a customer service rep. This guy sounds like a one man show, which isn't a bad thing if he can manage his work, but so far he hasn't had my work order "handy" when I've called, and this morning when I called him again after he didn't call me as promised, I was told that he "thinks" he can make it tomorrow. I'm hopeful, yet not convinced. In the meantime, I'm still waiting for a return call from the warranty company... and waiting and waiting. I think I'm changing to Choice after this service call, as I cannot find any negative reviews for their service.

This upstairs heat pump unit stopped working (defrosting) about 18 months ago. The control board was replaced and we assumed that the unit operated correctly after the winter season as it cooled fine 1 year ago for the summer. Once into the early winter it again refused to defrost so we contacted First American. They sent a repair technician who added Freon and changed the control board (second board). The unit failed to defrost and the technician advised he could not repair until summer.

We were left with a unit which iced up continuously unless we turned it off and waited for warmer winter days. On May 27 we again contacted First American and we had a technician come out and after 25 minutes collected his 75 dollars and took off never to come back again. We then were sent another technician who decided that the control board needed replaced, the thermostat needed replaced, the control wiring needed replaced, the unit had too much Freon so he took out 8 pounds of 410a and he replaced the electric fuse box located next to the compressor because it was fused!

The unit failed to go into defrost and so he advised the reversing valve needed to be replaced (not the solenoid). He left, came back with a reversing valve kit and advised me to contact the original installer and have it put in! He also said it would be better to just replace the condenser unit since the compressor was probably already ruined due to the over charging of Freon! I contacted First American many times and sent many web based emails asking for resolution.

I received emails saying someone would contact me but that never happened. I was even told they would call back in 30 minutes and finally 4 days later I called them only to be told they could not help "to call back tomorrow". I have waited almost 60 days this round and a total of 4 hours on the phone. I would not recommend this outfit to anyone. Bottom line is they act as if they don't want you around if you are going to have a major repair issue.

There have been times that it's been very difficult and other times, it's been easy. There have been a few exceptions, but most of the time, the claims people have been fine. Most of the technician-level interactions are good once they actually get someone here. The biggest problem is some of them tend to feel that the home warranty programs don't offer them a great deal. If they're not doing much work, they're not getting much for the service call. So some of them look at it as kind of a negative call. Generally, quality of work has been very good. In fact, we've had a couple that we've used the same firm on other work outside of the warranty.

We called this company on June 1, 2015 and got an AC company to come out and look at our AC which had frozen up. The AC company said we needed a coil and that First American had to order it. It is July 11 and we still have no part and our AC has frozen again. I've spent four hours on the phone trying to resolve this with warranty company. I was told the first time they would pay for the repair folks to come out and put more Freon in and that they would call the repair company to authorize. They never called. We were told last week when we called to see where the part was that "they forgot to order it". We are now told that they WILL NOT pay for the repair company to come today and put Freon in and that we will not have the part for another week. That would be almost two month since the original call. Unacceptable service.

Updated on 07/14/2015: A/C froze up June 2, filed claim. Great response from contractor assigned. Found leak in evaporator coil. Immediately notified FAHW requesting a part. Was approved. Still waiting. Have been told numerous stories. Apparently someone at FAHW "forgot" to put in the order for the part. Froze up again this past weekend due to the leak. Was told by a very rude operator at FAHW that I would be responsible for the cost for another service call, the full price. Same contractor came out again, more Freon. Still waiting on part. Contractor has been told it was shipped on July 7th. Up to two weeks more before they will receive it, maybe.

Tried to call FAHW, keep getting put on hold or hung up on. Have been told our claim has been turned over to a special section. Given a number to call and guess what, it still goes to the main answering system which puts you on terminal hold. What does it take to get some service? It is a shame to have "American" in your company name and treat your customers like this. I was expecting and hoping for better service. I had heard good things about your company. I am thoroughly disappointed with my experience.

Yes thank you. Other than the lady who hung up on me First American has been great. Gave us a $150 allowance because the heat and it happening over the weekend. The reimbursement went smoother than expected, everyone we have spoken to since has been very helpful and understanding.

We will definitely keep First American in future years to come and have recommended them to our neighbors and friends. Without this home warranty we would have spent thousands. I have to say I am very thankful we had them. Best decision we have made!

    Original Review: July 11, 2015

My AC unit went out on a Friday evening. I called and the First Lady was very nice and helpful. She explained to me that the company they had assigned to me worked weekends and would be open. I called the company over 20 times Saturday morning and left 3 voicemails with no response. It is 102 here today!!! So I called first American again to ask if they could get me another contractor assigned that would be able to get to us this weekend. I talked to someone named Pam who was no help and very rude. I asked to talked to her supervisor multiple times and was told no?!?!? Really? And then she hung up on me??

I had been waiting to talk to someone for 20 minutes and now I have to call back! I'm so upset right now that I am looking into other home protection companies! Yes, I know this happened over the weekend but I don't pay you guys upfront for a year to be told "no, we're not going to try to help you." If there is another contractor that can help over the weekend, you guys are going to tell me that you're just not going to do it and oh well that we are dying in this house.

We've had it First American for 29 years for a $25 service call and $300 for our yearly bill. Now we're up to $65 for a service call and it's $700 for the year. They said we're one of their oldest customers. Submitting a claim was excellent. The claims process on the telephone is very good. I had no problem with the claims representative. They've been all great. I think I have a high priority when they hear my voice. When I tell them I want the supervisor now, they say, "Okay, hold on". When I got hysterical on the phone, and they said, "Don't worry". They followed through. The last one was awesome. We use the pool service that they give us. The people they sent to fix my pool were absolutely remarkable and they understood that in the summer that if something breaks down, or the motor burns out, you can't really go more than two days in the heat. I asked the contractor if I can request them and he said, "You can but there's no guarantee you will get us". I said, "You know what, that's the only thing that's really bad". I would love to go again with the ones that I find good from those that they send out to fix different things.

Day 64 A/C unresolved: It has been 64 days since our original call (May 6, 2015) regarding the Air Conditioning unit. First the system was not cooling and the service technician made some adjustments which fixed the problem for a few days. The problem recurred (May 26, 2015) and another technician made some more adjustments again fixing the problem for a few days. A third call was placed (June 6, 2015) for the same problem, again a quick fix did not resolve the problem. The fourth call (June 21, 2015) was made because the system had stopped working altogether. Since the call on June 21, 2015 the service technician has replaced the condenser unit and several other smaller parts, yet the system is still not functioning and requires yet more parts.

The lack of communication between First American and us regarding additional parts has been lacking regardless of numerous phone calls. We have repeatedly asked for updates on when the new parts will arrive and what the current status of the repairs are, with zero follow-up or follow through from our assigned service contact. We have been increasingly disappointed with his customer service skills.

First American's responsibility should first be to its customer base, the homeowners, by providing transparent, efficient and effective communication regarding claims processing and repairs. They should be accountable and responsive to the requests of the customer. We find the professional integrity of the company lacking in regard to its follow-up and follow through. The speed in which this claim has been addressed has not been fast or reliable as promised on the website. We feel that we have been extraordinarily patient with the entire process of having the AC repaired. We request, for the FIFTH time since July 3, 2015, that we be contacted by telephone with a status update. To do otherwise is unprofessional and downright rude.

You have to go through the prompt several times or then they just direct you to a representative so that's a pain. But the rest of it is pretty straightforward and simple. Their reps are professional and the technicians were good - they find the problem, fix it, and if we have an issue with the work that they had done, they would come back out and fix it without any issues. The work quality is good, however, it would be nice if they would provide better quality parts replacement, not the cheapest thing that they can get at the store.

6/25/2015: My AC unit started having problems. Called in a claim. Got an email response that their AC contractor had been contacted. 6/29/2015: Contractor arrived. AC unit is 10 years old and coil was leaking. Contractor felt that a new air handler was needed. 1st American refused and wanted the coil repaired. I wanted a second opinion and called 1st American... Waited for 48 minutes before I could talk to a claim rep. I stated that "I would pay for a 2nd opinion and please give me an authorized AC contractor in my area to contact." 1st American refused to give me a name. After a 2 1/2 hour conversation and waiting game, 1st American agreed to send out another contractor at their expense. Feeling better now.

6/29: Second contractor arrived. He too recommended replacing the air handler. Unit too old and coil no longer being made. Go figure. However, he was on the phone for 25 min to 1st American and finally got frustrated and hung up. 6/29 to 7/6/2015: Average wait time to talk with a 1st American rep is 45 min. I asked for an itemized bill so I could understand my out of pocket exposure for this job. I was denied and told that I would be given a total cost that would be responsible for. I was told it was company policy not to reveal this information. I was told that I should contract their AC contractor for that information. So I have a policy with 1st American and they would not give me an itemized bill and subsequently told me to contact their 3rd party AC contractor to acquire that information.

In my opinion, this is very poor customer service. After much persistence and a number of different cost numbers that were given me, I finally got what my cost exposure will be from 1st American. However, the claim rep instructed me that before he could talk to me he had to inform me that I was going to be recorded. I refused and asked for a supervisor that did not record me and gave me the figure. Finally! 7/6: Just got off phone with AC contractor and my out of pocket expense is $520 more than what 1st American told me. Confused and frustrated are not strong enough words. 7/6: AC unit has not been ordered and I hope to have a unit installed by Thursday. Stay tuned.

Updated on 08/14/2015: My back ordered Heat Kit has not arrived and I have jet to receive a final bill for services rendered. My complaint is still waiting for a reply from First American since July 10. I received an email on 8/4 from Consumer Affairs stating how glad that my problem was resolved. No resolution has been made as of today.

First American completes a claim but not always in a timely manner. My last claim was for my hot water heater and neither of the First American nor the people who did the work got in touch with me until the next day. Also, since I'm in a wheelchair, it's hard for me to get around. So, when people come to my house, I like to be ready for them, open the garage door and do other things that I need to do. However, on the last claim, the guy that First American sent called me when he was on his way to my house to do the work. He said he will arrive between 10:00 and 12:00. And it was 7:30 or 8 o'clock in the morning already. So, I thought that lacked organization because he didn't call me to let me know.

As far as the completion of the claims, I'm happy with that. The guy that came and did the work was very good and courteous. He explained everything that was done and why it was done. He had to bring it up to code and afterwards, he showed me all the things that they had done and I was very happy with his work. I also had other experience with First American two years ago when I had a plumbing problem. The flush handle wasn't working, so they had to replace it. I wasn't expecting the most expensive equipment but I could tell that the replacement was very cheaply made and I didn't know how long it will last. I've owned houses for years and had a husband who used to go and buy plumbing parts to fix it, so I could tell. So, I was disappointed with that. And there were other problems that this particular plumber didn't do so I called a different plumber straight out of pocket because I didn't want that same guy coming out to my house anymore.

My last insurance company stopped renewing in Arizona so I had to find another one to cater for my needs. I liked the feedback on First American, so I went with them. So far, I've used them twice online and had some difficulties with the technicians. My first claim was on a washer/dryer. First American contracted Sears and it took a month to get corrected. Sears then kept sending us bills when it was an insurance claim, so First American interfaced with Sears, but Sears still kept sending us bills, which was ridiculous.

It got corrected, but one shouldn't have taken a month to get a part repaired. The second thing was recent. It was on an air conditioning unit, and the AC unit that got assigned was a Las Vegas company that has an Arizona office. Considering it’s 108 in Arizona in the summertime, twice they didn’t show up. Particularly when I called them and they said “Oh, yeah. We're gonna be there between 2:00 and 5:00. Oh, sorry about that, we’re busy. We’re going to be there between 5:00 and 7:00”, and then it’s a no-show which made me very infuriated. I wouldn't use that AC company again cause it just makes them look bad. If it was to happen again where they got a poor vendor, then I'd look at switching to another company.

And then, after they found out the problem, they shared that it was dirty in the cooler part and that the air couldn't circulate, and First American told me that I had to pay for that myself because it was routine maintenance.

Some other people do routine maintenance, but I paid for so many men that they sent out to come out here last year, so why are they telling me about routine maintenance? And not only that -- it was new. I replaced that when they replaced the compressor. What happened could be that from the work I had done on my house, their pipe has a vent and that's how it got dirty, but they shouldn't say that I should be responsible for that. There were five to seven visits from their contractors last year. So I'm frustrated with them because I gave $500 to have the men come out and do what First American sent them out to do and that was horrible.

But there are times when everything is done very fast and nice, and it's got to be fixed or replaced fine. But there are times when those kinds of things happen that make me ask if I should have bought my own compressor and why am I paying an insurance company. If I had bought my own compressor then I would have the work done and know who I'm talking to, and I can ask them to take it back if it doesn't work because there are things that are off and some very good things. Overall, I have a general satisfaction with First American -- not the best but not the worst in the world.

We are now going on MONTH 3 WITHOUT AC and its been over 90 degrees for the last 2 weeks. I have been going round and round between reps from the warranty company and reps with the contractor... No one seems to be taking this seriously! Week of April 13th, claim is placed and contractor comes out - upstairs unit needs to be replaced. FAHW places the order.... A month goes by, no update. Called FAHW. The manufacturer had let them know (back in April) that they didn't make the unit required by our area's laws (?) and NO ONE from FAHW took ownership and placed the order with someone else. 2nd order is placed. Wait another month - new unit is installed on June 9th. Works for 2 days. Come home on June 14th and its not working.

Call FAHW on June 15th and they send out the contractor. Faulty compressor. Claim/order is placed and I am told that the manufacturer is "busy" and "not in a hurry" so I will have to wait. Supposedly the unit was supposed to come TODAY, June 30. Well FAHW's agent ordered the WRONG part, AGAIN. We are supposedly getting the unit expedited but COME ON!!! This has taken 3 months to get our AC Unit working!!! My husband and I have been sleeping on an air mattress in the living room because the "relief" is a complete joke! I will never recommend this company to anyone... and continue to HOPE that we get this fixed before 90 degree weather returns. I would have given zero stars if they’d let me.

I just call them, tell them the problem, then they'd call me back with whoever I needed, and that person called back, came out and did the work. That's about it. The technicians come to my home, I tell them what the problem is and they repair it. Then I pay them $65 and they do good quality work and that makes me happy.

Right now we've got an air conditioner problem and we're trying to get some claims handled. We've had people out. I think today would be the fourth time, recurring problems. Technicians have all worked well. The last people that came to work on the air conditioning were very knowledgeable and really tried to fix it and it does work. It fixes the problem for about 30 days and it reoccurs. It doesn't seem like anybody can fix the problem. After three times and now they're gonna be back a fourth time to try to get the air doing right. It gets a little aggravating. We had our family over last night, we had to run fans for a birthday party.

The only problem I have with First American is that they will tell you they will call you back and they'll say, "I'll call you tomorrow" and then it may be two or three days before you ever hear from them. This morning I was on hold for 31 minutes. Somebody answered the phone and then said they will get back and put me on hold. And then at 40 minutes they had not come back and the phone disconnected. But that experience aside, I've been satisfied with them. I bought and sold houses over the years and my real estate people have always recommended First American.

We have had First American Home Buyers Insurance for 3 years, First American takes the premiums directly from our checking account each month. Now we no longer want to have this insurance, so I read the contract to see how to cancel. To enroll all we needed was a phone call. To dis-enroll you must write to them 30 days before the renewal date, which is an automatic renewal. Good for one year. I looked on their website for an address to cancel. It is a post office box and I would not trust that it would be received in the time period. So I called them. They said to email my request to them, then the representative gave me a email address that was not valid.

I believe that the First American company is not making it easy to cancel on purpose. I have read other complaints online about them doing the same to other people (phony email address to cancel ). Finally I did find a solid address for them in California so today I went to the post office and mailed them a cancel notice registered mail. I just think a reputable company would not play games with their customers. If you can sign on with a call cancel with another. I won't do any business with them or their parent company American Title in the future.

Thank you for your response and for canceling my contracts. The second contractor was much better and the unit happened to be working when he came but quit again shortly thereafter.

I ended up replacing the unit myself since I didn't want to continue dealing with the long phone calls (being on hold) and all the back and forth with no positive results.

Correction to my original review: It took me on average (not minimum) 30 minutes to talk to someone when I called the 800 number. The horrible customer service and sub-par contractors were simply my opinions based on my personal experience.

    Original Review: June 27, 2015

Horrible customer service. After over a week and hours on the phone attempting to contact both First American and the contractor, the problem is still not resolved. The contractor initially showed up after 4 days and supposedly replaced a motor. After returning home, it was discovered that the problem still existed. After a couple hours of trying to contact both First American and the contractor, they said they couldn't come back for 4 more days. After returning, they determined the entire outside unit should just be replaced but would have to get it approved by First American.

Well, just received a call from them stating the claim is denied, because they claim that the unit had been tampered with. The only people that have tampered with the unit is the contractor that attempted to fix it the first time. I am a real estate professional and have 5 contracts with First American which are promptly being cancelled as soon as I can get them on the phone (which btw takes minimum 30 minutes when you call their 800 number). DO NOT WASTE YOUR MONEY... they only use sub-par contractors and have HORRIBLE customer service.

This last time that we had to submit a claim to First American was a nightmare from hell. The company that they sent out to do the plumbing was a kid that did not know what he was doing. He came out three times and the third time, First American said that they'd send some other person out from a different company. They set the appointment up and I had to rearrange my schedule to get that person to come out, and then they just sent out the original person. I told him he wasn't welcome in my house because he wasn't gonna talk to me in the tone and manner that he talked to me the two times before.

Then I called and raised hell with the home warranty and said "Send somebody else out." They wouldn't send anybody else out because he'd already been out here the first time. I called each time and complained and requested for somebody else to come out. The customer ought to have the option to pick who's going to come out, and First Am should give some options and they did not do that. I paid that every month. Also, they should give a number so that we can set the appointment up, than for them to do it. The people that assist you are in the Dominican Republic and I think they should have some people work in the United States to answer the calls. I'm a little apprehensive to recommend them but overall they've been really pretty good.

Our lights were going crazy and going in and out, you turn one room on and another goes out. I called ** (our rep) and her and her boss tell me that it's not covered. So I call tons of electricians and they all tell me we have a major issue and First American should cover it. So I tell ** and she issues a contract. Well later that night I turn on my master bedroom light and it blew up a surge protector. I text ** and tell her I know the issue is an open neutral and we need it fixed ASAP. She asked for our inspection report. So I send it.

She notices that in the inspection that it was mentioned we had burnt marks on the breaker which I told her we had, but I told her they were getting worse and that another breaker was now burnt. So she calls and says she's worried about my family, all very nice. THEN she sends this long text to me, the wrong person, bad mouthing the hell out of me saying I knew it was pre-existing and that I'm going to blame First American if my house catches on fire. I was delighted with the person I spoke to about getting a home warranty and happy with the coverage. The first claim was ok, they took a few times but did get the repairs complete. In April 2015 I called for service on my dishwasher. It was backed up and wouldn't drain, the soap dispenser did not always open, and there was dirt on my dishes. The first contractor came out and cleared the clogged drain. He left a pile of whatever he took out of the drain in the middle of my kitchen floor - didn't say anything or ask for a trash can. He agreed the baskets were rusty in spots and needed to be replaced - he ordered new baskets. When the baskets arrived they were different than the original mfg baskets - they were GE replacement parts, which is fine if they work. The bottom basket fits fine. The top basket is much higher than the old one so tall glasses no longer fit - not a big deal - I can put them on the bottom.

The problem is the basket rung spacing is different on the new basket compared to the old basket. There is something that comes up through the bottom basket into a tower in the top basket and shoots water all over the top basket contents. Since the rungs or wires on the top basket are spaced differently the tower does not fit on the top basket any more. I've spent hours on the phone with various people trying to explain this. I've been told everything from the contractor - says everything works fine. The contractor says "The only problem is your wine glasses won't fit" to "We'll send him out to verify" to "There is no tower needed" to "You can pay for another opinion. We're closing the case. We'll have to check to see if you're right..." and the list goes on.

I have **, a claims specialist, who never speaks to me directly. He leave voicemails without a callback number (until today 2 months later). I've escalated back to the salesperson who sold me the contract who promised she escalated to her manager's manager 2 days ago and I've heard nothing. So I can only use the bottom rack of the dishwasher unless I want rust all over my dishes. In the meantime I've paid the 65 service charge and 2 months of premiums since I called in this repair with no end in sight.

While writing this review ** called me and told me the contractor will be out to replace the part but they aren't covering it as the current part is working and it would come out of the contractor's pocket. When I tried to explain that the part (tower) is not working because it does not fit the basket he refused to discuss it and said he didn't want to argue. I've asked to be transferred to a supervisor and not work with him anymore. In any case, do yourself a favor and choose a different company. I will be.

For instance, recently, the people from Sensible Cooling and Heating have been fantastic. They came when the breaker boxes switched off and it needed some other adjustments done to the air conditioner. When he left, it was cooling real good and then the breaker box kept switching off again. They came back out and discovered there was a problem with the breaker box so we called the Home Buyers Protection and set up for them to get an electrician out. The electric company already called me and set up an appointment. I didn't have to do anything about that. They were just fabulous.

The company came out, tried to fix it, realized it has burned out and replaced it with a real dud, a company named Kenmore that probably cost $600. Over a period of months, it’s been one problem after another. Food has been rotting, the freezer won’t freeze. I put stuff up my freezer and then I began getting diarrhea.

First American came out three times. They didn’t know what the problem was, so I thought the policy was that they would replace it. The repairman from Sears went here the fourth time. After inspection he texted with someone in their immediate office and they said “No, we’re going to be able to fix it. Let us not replace it.” He said it would be 14 days before they got some parts they wanted to put in. This prompted me to go and buy a little fridge to keep my food from rotting. Filed a claim June 9th regarding water backing up in bathroom, coming under commode and shower. The 1st company they sent out here tried to tighten both of our commodes and broke flanges on both. Warranty company sent 2nd company, Triangle Plumbing and Backflow, to come out, too because Advanced told warranty company they did not have proper equipment. Triangle came out and took pictures and left, they told warranty company there was no stoppage (???) even though water was still coming up around the commode and then they said they did not have proper equipment. Warranty told me to call a company on my own and they would pay $125 for them to diagnose it. Sink plumbing came out and had to remove commode in master bathroom because that is where the backup was. Ran snake and found out the stoppage was out in the yard and the snake was not long enough.

When he took commode off he noticed the flange had been broken the last 2-3 days because the break was still white whereas the flange was dirty and stained. He went and removed the commode in guest bathroom and that flange was also broken. He ran a snake and ran into a wall. He called Forsyth Rooter Service to come out since they had the right equipment. He said that Advanced should come back out and repair it but the warranty company said not to do that, they will deal with Advanced, and Triangle Plumbing come back out to repair the breaks. Triangle assessed that they would have to blast concrete to get the broken flange out and would cost $433 per commode to do that. Now the warranty company will not pay for the repairs because that is not in their contract. We paid for the rooter service ($486), they should pay for what they broke, it should not be on us.

My husband and I got home from work last Monday evening and it was very warm in our house. The temperature was set at 72 but it read 80. We went out to dinner and when we came back it was even higher. We immediately filed a claim as both our AC units are 23 years old and we expected this to happen. The first contractor could not come out until Wednesday (2 days later). This contractor said the units could not be repaired and both needed to be replaced. Again, they are 23 years old. Of course the warranty company does not want to pay for two new units so they required another opinion. The next contractor couldn't come out until the following Monday (June 22). Please keep in mind we live in North Carolina and the temperature every day for the past 2 weeks has been 100 degrees.

The next contractor came out on Monday and proceeded to tell me that nothing was wrong with either system and they were working as they should. Now there was air coming out of the vents and it was cooler than the week prior so maybe the problem fixed itself. WRONG. We were told it would take at most 2 hours to cool the house back down. I set the temperature to 72 again and when we got home 5 hours later it was 83 in the house. After more than 5 hours of running the house cooled down two degrees. I called the contractor as instructed but could not reach him. I didn't even get a courtesy call back saying that he could not come back out that evening but he would try in the morning.

Again we contacted the warranty company and they said the same guy needed to come back out. Of course they want him to come back out, he thinks nothing is wrong! We are currently waiting for the warranty company to schedule another contractor to come out but they have stopped responding since this morning. We are on 9 days of being without a home and these people couldn't care any less. This company is horrible! We will be going to someone else for a home warranty when our current contract is up. I wish I read these reviews before purchasing from these guys.

Shortly after, on March 30, 2015 the HVAC unit broke again. The contractor First American Home Warranty sent out stated the problem was the compressor on the roof and said approval would have to be made before it could be fixed. Nearly 2 months later, on May 29, 2015 the compressor was replaced at a cost of $330 to me. Barely 2 weeks later on June 17, 2015 the HVAC unit broke again. I filed another claim with First American Home Warranty and sent them a message asking them to waive the $60 service fee for another contractor coming out.

After 3 days with no response to my inquires via their website, email, Facebook and phone I had my own contractor come out and assess the problem with my HVAC unit. I was told by my HVAC company that the entire unit inside the house needed to be replaced and that changing out the compressor was just a tiny bandaid put on a huge issue by First American Home Warranty and the unqualified contractor they assigned to my claim. I am now having to pay out of pocket to get this fixed when it should have been addressed the first time First American Home Warranty sent a company out over 6 months ago. We've been with First American since 2004, since we bought the house. There wasn't any difficulty with the with the most recent claim we filed and the plumbing issue was fixed. I asked for a specific plumber to come out and they sent him out but not on the day that he was supposed to come out the first time and that was a problem with me because I could not be here when he comes out. So the next day, he came out real early and took care of the problem. It just seemed like for a while we were always put at the bottom of the list or an emergency came up from this certain company that was supposed to see us so they had to move us back and that's been annoying. So I've made several complaints with First American about that situation.

However, other small stuff may not be covered so I looked and compared home warranties and chose First American Home Buyers Protection. I've only submitted one claim but it was pretty simple and easy. They got back with me quickly on it and within a week my issue was solved. The claims representative was good and the technician was nice and professional. After fixing the problem in less than an hour, I had no more issues.

This home warranty company is truly horrible. DO NOT WASTE YOUR MONEY. They are dishonest and have customer service that makes Comcast look good. We spent over $400 for coverage and they denied our claim. Each time we sent evidence to contradict their basis for denial the home warranty company found a new reason to refuse our request.

Their customer service is horrible. They usually do not return phone calls and when they actually do it's days past the time frame promised. Additionally, each call to them requires a 35 minute - at least an hour wait before you can speak to a representative. Once, I was actually on hold for two hours. Additionally, the customer service representatives give false information. I asked if I could email the documentation they required and one representative said no, but different representative said it was common practice. However, the representative I emailed allegedly did not receive the email, but did not inform me and I waited nearly a month with no contact.

I still would not have heard from anyone then, but I desperately sought out a local representative who provided me with a alternative phone number that the company does not publicly post. Now they are denying our claim because of a reason that is not within our contract. I'm a lawyer, so I am not misunderstanding the issues here. My only fault is that I don't have the time or additional funds to invest fighting this battle. Please, save your money and go with a different company or use it directly for repairs.

Furnace went out. First American sent someone out. (Second Company). The Tech did a quick overview. Did not trouble shoot. Just said they will tell First American to replace with new. This after the company did not show up for 40 days. I kept asking First American to send someone different but to no avail. So after the 40 days First American could not get a hold of the first company. They sent out a second.

The second company wanted $700 dollars to install. Now this is small wall unit. Nothing to install. I asked other air and heat guys about the charge. They said it was excessive. So contacted First American and told them I would not pay the $700 dollars. First American asked if I wanted them to pay me for the furnace. And, asked them what would be the offer. First American came back with $497.00 for the furnace.

I priced the furnace for the size I needed and they ran from $1100 to $1400 dollars. I told the price and First American told me that they could get the furnace for $395.00. So, asked them to buy it and I would have my Heat Guy (Licensed) install. They would not buy. So they sent me the $497.00. In dealing with First American they seem to forget that I am the customer and, not be treated like this is what will do take or leave it. They have no regard for customer satisfaction. I am waiting for my contact to come up to cancel and get with a more customer oriented company.

After making many more phone calls and being on hold for way to long I was sent to Stephanie to resolve the situation. She has been the only person in this company to actually return a phone call and work on the issue that we have had. So for her I work, I will personally award her 5 stars but the company is only moving to a 2.

I know that this issue was not entirely First American's fault but they back the people they employee and we were mostly irritated by the lack of communication and the fact that supposed claim managers that were in charge of our issue have not once returned a phone call and that person's supervisor just said there working on it and they'll call and he will be there. Well they didn't call and he wasn't here. So again if it wasn't for her work this issue would have never been resolved in our eyes.

Horrible service! We have had an air conditioning unit in our garage that has been leaking a ton of water and will not cool down the house since October 2014. The technician has come out multiple times and we have had to pay him for 3 of them so far even though it is the same problem. Since the first time he came out he has stated that it would need to be replaced. Finally in April 2015 the last time he came out First American approved replacing it. Now we move into the problem of "oh by the way we're not going to cover certain things." We agreed to pay it even though we had already paid for extra service fees. And it is June now and the contractor won't contact us. Our supposed claims representative will not contact us and calls go straight to voicemail. When we call the main customer service they attempt to help us, but unfortunately everything they say never happens.

For instance they supposedly spoke to the contractor and he was going to contact us last night. Well it's going on 10:30 am and still no phone call. And guess what? He doesn't answer and our claims representative doesn't answer. Big surprise. But we have received letters on renewing that policy and someone was stupid enough to mention renewal to us when we were on hold for the millionth time. WHY WOULD WE RENEW??? You can't seem to answer the phone or take care of the situation. Unless you consider telling us that you will pay for a $50 fan, as taking care of it. Which how is that going to help a 1700 sq ft house with 5 people in it when it's 95-100 degrees outside.

My air conditioning has not been functioning for over a month. Living in Virginia in the summer with a heat index of over 100 degrees and high humidity levels, this is completely unacceptable and in fact a health hazard. I filed the claim in early May, and it still has not been addressed. It took 2 weeks for the contractor to make an appointment (and then didn't show up) and First American wouldn't change the contractor. When they finally came, they told me that I could just buy a new unit off-warranty, or it would take about 2 weeks to go through First American to repair the units. Not having $6,000 laying around, I was forced to opt for the 2 weeks without AC, and also it defeats the purpose of having the warranty.

When the parts finally came in, it still didn't work, and I was told I needed to wait another 2 weeks for the next part to come in. My claim got assigned to a "specialist" at First American, who has yet to contact me, despite me leaving multiple messages. I haven't slept in days, my dog is sick from the heat, and I have NEVER experienced such atrocious customer service. The same unit has been broken the last 2 summers and "repaired" however First American refuses to replace it, resulting in this situation. Shame on you First American.... After months of issues with them sending contractor after contractor out to fix my AC, they did finally replace it but after that experience I was done. I called them in October to let them know I was NOT renewing my service, they took that information and I was led to believe it was cancelled. Then I started getting a ton of calls from them soliciting me to renew the contract I cancelled. I spoke to another lady who called and told her I had not renewed it and found out nobody processed that. She then took my information and said that it was marked not to renew and that my auto payment was stopped. I don't monitor that account that closely so did not realize until a few weeks ago they had still been taking out the $65 every month.

I spoke to my bank who said to call them first before disputing. I called and spoke to **, who was awesome and very customer service oriented. He took the information and then told me to just email the cancellation department to get this fixed. I did that and they responded back that they needed my HUD showing I sold my house. I called **, the rep who emailed me, and explained this had nothing to do with my house but that I twice let them know I was not renewing the contract. She spoke to her manager and came back and said there were no notes and that if I actually spoke to someone there would be notes so they were keeping the money. I have now reached back out to my bank and will not stop until they honor my notification not to renew. This company is unreal, they are NOT about customer service at all and horrible to get a hold of. I would NOT recommend anyone uses them.

Right off the bat he had trouble with his heat pump, got it quickly taken care of with minimal cost to him. I was just impressed, so I got him to put me in touch with the realtor that made that available to him. Then I went online and got it for myself.

The claim has been very simple, very easy. I don't have any complaints in that regard. Claims representatives have all been very satisfactory. Some maybe a little better than others, but I've been satisfied with the results every time. One good example, my heat pump went out and it was replaced. I needed to replace the duct work while they were doing it, and that was at my expense but having a new heat pump put in more than paid for my cost of the protection for many, many years. Good technicians, no complaints. I encourage my friends to take advantage of this, and several of them have done that.

    Original Review: June 16, 2015

We have had this warranty for 3+ years. A/C broke Friday night. House was 85 degrees and I have a 1 year old child. Put in online request for service at 7pm, response said no one could even review my request until likely the end of the next business day (Monday). After performing the simple checks, an engineer friend found the motor was dead. Called the emergency line at 11pm, foreign answering personnel agreed to escalate call to emergency level/promised a call within 8 hours for a tech to appear on Saturday. No call after 9 hrs. Sat on hold for 20 mins, and the woman that answered denied any record of my emergency call and told me because it was 78 degrees as of 8:30am, it was not an emergency since it was not life threatening. Screw my kid and his 80-degree room/crib at bedtime, on a second floor.

I requested a supervisor. After she attempted to reach a tech (10 min hold), I was approved to: Spend up to $200 (out of my pocket) to obtain a diagnosis from a licensed, insured, bonded repairman AND have that repairman call the contractor line, report the issue, and obtain approval to repair. I managed to get a reputable company to come out (after 7 different companies could not come for at least a week). The company loaned and installed 2 window units. They confirmed the problem. Parts store closed for weekend, they called for parts today at 7:30am, then tried to get approval for work (which I would have to pay first, then warranty co would reimburse me - which usually takes over a month). 1st American "revoked" my outside-service provider approval and said they'd hire someone.

Of course I had to call them and wait on hold for 40 minutes to have someone refuse to tell me the agreed rate offered by their "now available maybe Tuesday, definitely Wednesday" contractor. And no, ** will not be stopping by to help me (woman alone with child while husband is away) remove the borrowed window units and install loaners of his own but lucky me, I can go spend $150 out of pocket for "relief"! Gee thanks!! And no, I can't apply the relief money, get the rate 1st Am would pay their guy, then me pay the difference to the awesome contractor. This call also went through a supervisor. Can't wait for ** to maybe show up this week, and tell me I just need freon (last phone rep promises tech would come out with the two parts needed for repair just in case they actually approve).

First American: I am a lawyer, husband is a realtor. He will stop recommending this product to his buyers. So disappointed and disgusted. PSE&G WorryFree, see you soon. Update: I go to Walmart.com to look for free "in store" pick up of the cheapest window AC unit (total cost will be $149.68), just under my approved "relief" allowance - and lucky me, it will be available by Friday in the stores in a 20 mile radius. But I can spend $300+ on one in stock. Also, NJ license verification site does not give a HVAC license # for tech then to plan to send, just general HIC. Can you say consumer fraud?

We first heard about First American from our realtor when we bought the house five years ago. We had a choice of several home warranty providers. There were three or four that our realtor gave me information on. We had had a home warranty service in southern California, and we liked it very much. First American was the closest to what we had in California and was the most reasonable.

We haven't had any problem at all when submitting a claim with them. It's been absolutely wonderful. It's all automated. So if I make a phone call and I leave the information, immediately I get a work order number and a name and contact number of the business vendor to whom it's being referred. We've had a little trouble sometimes with the vendors. We had called about the air conditioning last Thursday. My husband was able to get it working, so I called at 7:30 on Friday morning and cancelled. I called the vendor and gave them the work order number, and told them to cancel the service call. And we just got a call last night, Sunday night, from them. Obviously they do not check their voicemail. But I have no problem at all with the home warranty people.

The technicians that have come to our home have been very friendly, pleasant and professional. They are clean, very efficient and polite. It's been a wonderful experience. I'm so glad that I don't have to spend the time searching around for somebody, because the home warranty people have good folks that they refer these problems to. I would not recommend First American. They need to cover more items. For example, my garage door springs broke. They don't cover springs because, according to the guy that repaired the garage, that's the most common thing that breaks, nine times out of ten. They also don't cover leaky faucets, switches, receptacles, things of that nature. When we bought this home the first year, it covered roof repairs up to a thousand dollars. And then when you renew, it takes off roof repairs and then they increase the premiums. So you're better off just taking that money, put it in savings and when something breaks, just pay the money. In the end, we decided to cancel the warranty.

My experience with First American has been good but I've had one plumber out four times now and the last time he was here, I asked him "Can't you find out why the main line keeps clogging up?" He said "Well we'd have to put the camera down there." So I left for California for a week and when I got back and talked to the plumbing company yesterday, their rep told me First American won't authorize the camera to go down there. I told her "That's kind of stupid. Don't they want to find out what the problem is? Why do I have to have them keep coming out all the time?" She told me to call First American but I haven't had a chance to call them yet. But aside from this situation, everything else has been awesome so I would recommend them because I used to use them all the time when I did real estate. I just need to find out why they won't authorize the plumbers to use the camera.

Acquiring a home warranty gives me peace of mind. The house was owned by a previous owner so I want to make sure that everything was working right. She recommended First American. Submitting a claim to them has been great, it's been a smooth process and very professional. The claims representative was able to answer all your questions and explained everything well. The technician was very professional and knowledgeable. I was impressed by the caliber of people. They knew what they were doing and were able to fix it the first time. I talked to a lot of people about it. Every time I get the chance to somebody buying a house they've never heard of it. And so I keep saying, "You're kidding me!" I do a lot of word of mouth when I get the chance and people are surprised that it exists.
