    I got a year free coverage from First American when I bought my condo and I continued it. I've always had good responses from their people. It's not that I ever had a bad experience but in the last couple of years things have improved. I also noticed there's one company that I've used several times and they're very efficient. I did have one guy who never returned the call for my air conditioner but that was years ago. Over the years I learned about the different companies and I’ve gotten pretty specific about who I want. The people they sent come right on time too.

    Submitting claims with First American was very easy and smooth and the claims representative was good. The only thing is that on some jobs, the coverage doesn't cover every component. We've had a water heater replaced twice and each time, there was some additional cost in addition to the regular co-pay and that's frustrating. The reason is because of the contractor's claim that the unit is not up to code and therefore the work has to be paid for by the client. But it's just a way of adding extra costs.

    First American came free for the first year and we anticipated that there might be some issues. So instead of having to deal with expensive repair costs, we decided to stick with it. In the online claim submission, there were multiple things that were wrong and it wasn't clear that we had to specify two separate claims that could be done on the same claim. Other than that, the process wasn't too bad. I'm glad that there is an online option. First American is a great service to have when something goes wrong. I wouldn't want to go without it.

    I had First American along with the home that I purchased and my experience in submitting claims with them has been excellent. I've encountered no problems with the reps. However, some of the contractors that provide service are sub par, which I guess is part of the system. We've had issues with a couple of them when I was trying to fix an air conditioning problem. So I called someone I knew that was in the business and they recommended someone who took care of the problem and I had to spend for it.

    We've only had to ask for one claim with First American and it was pretty smooth. I called and they called the electrician and everything was great. They came out right away. I like how quickly and smooth they reached out to the contractors and then the contractors responded. I didn't have to explain, re-explain, or try to explain myself what the needs are. Once they understood what we needed, there was no problem. It was great from the field representative to my calling for my service a year later.

    First American was called on March 16, 2015 to address a non-functioning double-oven. The hired contractor evaluated our oven and indicated that the control panel and keypad needed to be replaced. Problem is that there isn't a replacement control panel for our oven. The contractor informed FA. No response from FA for at least 10 days until I made a call/online comment on April 4. The FA rep apologized for the delay and indicated that they would do an evaluation to determine if the whole oven should be replaced or send the control panel for repair. I was told to expect a call the next day regarding the evaluation. No call from FA.

    Their subcontractor had to deliver the bad news that FA was going to cheap/long route and make an attempt to repair the control panel. Takes 10 working days for the repair. Today (April 27th) FA's contractor installed the "repaired" control panel which didn't work. The contractor is going to send it off again for repair...Another two weeks or so? That will take us up to the end of our contract. I would expect that FA will not honor the work if this charade continues beyond the term of the "contract."

    When we bought our house in 2001, the previous owners had the First American policy with it so I kept the policy. All my claims have been satisfactory, except for one. They sent out for our hot water tank and then they finally found and sent a company out, which was really good.

    Submitting claims with First American is easy. I have a couple of concerns that others may not have like if my AC goes out, I have a pet who cannot survive elevated temperatures. If the AC goes out, I've got to have it immediately repaired in the summer because of it and this house heats up pretty fast. In both instances where the AC went out, they were very quick to get it done, so more than pleased. First American provides excellent service. I'm not that thrilled with the charges for the termite stuff but other than that, I'm more than satisfied with them. I'm not going to drop the coverage.

    First American is one of the best investments I've made in buying a house. When you're buying an older house, there's a lot of things that break down. When I bought my house, I bought the home warranty with it and it was for a year then I decided to keep it. There was a break for a little while and then they called me back and I decided to go ahead and continue with it. It's been a blessing. It's been really, really good. The submitting part of the claim is very easy. It just takes a little bit of time. If you have patience, it's fine. I'm very happy with it. Fantastic.

    FA has refused to return a single phone call. When calling the (800) number we are told since the claim is a large amount that the person taking the phone call and the supervisor are not allowed to authorize repair (approx. $7,500 for HVAC units). They said the decision is only made by a manager. We ask to speak to a manager and they repeatedly refuse to provide a manager's name, contact #, or have a manager call to discuss the multiple week delay. FA retaliates against our repeated inquiries by purposely not responding via online web inquiries for their maximum 72-hour allowance update. We have yet to have a single rep contact us with a confirmed purchase order for the parts, ship date, receive date, or reimbursement for two prior service calls. Due to not having phone numbers or names to any upper management, we went to investor relations website and posted a media inquiry for someone to please have upper management contact us - nothing.

    Pursuant to the terms of the warranty which I have been paying for 15 years, First American is required to initiate repairs within 48 hours. First American did not do this. The first claims representative told me the warranty does not mean what it says. The supervisor agreed 48 hours meant 48 hours. However, despite the fact that First American promised me the repairs would be initiated in 48 hours, they were not. The technician that was supposed to come out had not even called by Tuesday when repairs should have been initiated. I called First American. They called the technician and told me, "SORRY, the technician can't come out until Thursday." After about one hour on the telephone, First American agreed to call another one of their contractors, who said they could come out on Wednesday. This contractor was A+.

    The technician from A+ Appliance represented that the parts would take 5 days to order. That was a lie. Coast Supply, a local vendor, from whom A+ orders parts, could have placed an order with Coast that night and received the part the next day. Apparently that was not done. It has now been seven days since Coast came out and my washer is still not repaired. (REMEMBER, THE PARTS COULD HAVE BEEN OBTAINED AS EARLY AS THURSDAY.) Notwithstanding the fact that the technician said the parts would take 5 days, the manager from A+, **, advised that he would order them overnight if First American authorized the repair Wednesday. First American did timely authorize the purchase of the parts, but A+ said as of Monday, they still had not received the part but they promised they would make the repair on Tuesday.

    On Tuesday, A+ would not come out and make the repair although both A+ and First American promised me they would make the repair by the end of the day. When I called First American today to advise them of the fact that A+ called and said they would not be out on Tuesday as represented (this is now the third delay) because they had already sent out all their technicians, IT DID NOT MATTER TO FIRST AMERICAN OR A+ WHAT THEY REPRESENTED. THEY ARE LIARS, WITHOUT A LICK OF HONOR BETWEEN THEM.

    Although some people may not be inconvenienced by a 5 day delay, that is not my situation. I am a 76 year old woman with arthritis, diabetes, allergies and asthma. It is a big deal to me that I have to go to a Laundromat, pay to wash my clothes, lift my cleaning supplies and clothing, carry it in and out, when I PAY $760.00 PER YEAR, AND HAVE BEEN MAKING THAT PAYMENT FOR 15 YEARS.

    For anybody who is not aware of this, an insurance company is required to act in good faith when dealing with their customers. First American does not do this. They make affirmative representations that their technicians have the highest ratings. That is not true. These are one out of five star technicians on Yelp. They are technicians who have accepted a reduced rate from First American to ensure they are referred cases. First American only uses the one out of five contractors because it saves them money. In turn, when something goes wrong, First American blames the technician by saying, "We can't do anything about the technician breaking a promise," but that is not true. First American always has the ability to make it right by taking over the matter, using a contractor that is available to make these right as soon as possible. First American does not do that.

    On top of First American's unwillingness to do anything to ensure that the repair is completed in the time represented, and in a matter that is consistent with their duty to act in good faith, they go through great lengths to cover up First American's errors. In this case, the supervisor for First American, who had never spoke with A+ or the supervisor, told me that what I said happened was not true. (KEEP IN MIND, THIS SUPERVISOR HAD NO IDEA WHAT WAS SAID TO ME AND YET SHE INSISTED THAT SHE KNEW WHAT HAPPENED.)

    First American's treatment of this matter was not in good faith. They allow their lying technicians to lie to the customer about how long it takes to order parts to continue to save money, and because the contractor makes less money on First American repairs, they do not treat their First American customers in a prompt manner. First American does not deserve a one star rating. They are crooks!!!

    I found out about First American through the internet. And when I made a phone call to buy a warranty, I was told that the seller of this house already purchased a First American Home Protection. So far, I am satisfied and have a mixed experience with them. Mixed in the sense that currently, I’ve had an experience with my living room leaking from the roof since yesterday.     This is the second negative experience. The first claim was handled awfully. The second is off to a bad start. I am having electrical problems for the back half of my house. I called on a Friday. They assigned me a contractor that doesn't cover my area. I didn't find this out until four days after my initial phone call because they asked that I wait 2 business days before I contact the contractor. The problem is getting worse, however even though they assigned me the wrong contractor, they cannot "rush" their efforts to find another because my situation is not life threatening... I agree... but it would be nice if dealing with First American wasn't such a stereotypical "insurance company" nightmare, exercise in frustration.

I chose them as our home warranty provider based on their reputation. The person who recommended First American to us spoke very highly of them. I have called them to submit a claim. It was something fairly simple. The starter and igniter of one of the heaters went out. The technician contracted by First American came and fixed it. The claims process was good.     It's been excellent. I'm not real good as far as repairing things and so I needed that assurance or confidence that I could rely on something. First American's process in submitting claim is pretty fast. We just call in and they take the information down. Depending on what the need is, someone will call and set up an appointment. But sometimes not as fast as we'd like. I think one time, it wasn't a problem, but the issue didn't get resolved so they had someone back out until it was resolved. But it's been a good experience overall. I've had them for a long time.

    My one year First American home warranty was coming to an end. Firstam sales lady (She is at ** (800)327-9292) called to me to renew. I told her that I am saving money to replace our water heater and probably will not renew at this time. She told me I should file a claim for the water heater. I told her that I already check with firstam claim department and the only way Firstam will cover my water heater is if it leaks. Sales lady assured me that my water heater problem (water temperature inconsistent) will be covered. She said that if I do not get it fix right away my children will get burn when they take shower. I trusted her and she even transferred me to claim department.

    A plumber from Cal Home Construction came a few days later. I explained to him that sometimes I don't get hot water and I have to keep adjusting the temperature knob on the water heater. Plumber said that there is nothing he can do to help me as Firstam will not cover water heater unless it leaks then he left. He did not test my water heater, he did not come into house to turn on any faucet, he did not even touch my water heater. He was here for 1 minute. Then I received the bill for $60 about 2 months later. I called Firstam and asked to waive this fee, but they didn't care. They won't even let me finish what I had to say. I have left a message to the manager. I hope he will be reasonable and be sympathetic and understand why I feel so strongly about feeling ripped off.

    What I learn so far... Firstam sales lady is only concern about getting my contract renew. She would tell me and guilt me into doing what's best for her. Firstam service lack compassion. This is leaving bad experience for me and I am not sure if I can ever purchase another home warranty for Firstam if this is not resolved with more care and compassion.

    My husband has been always fixing everything but we're both getting older and I thought that having a home protection would be an advantage for his health. My co-worker told me about First American. I checked on it and they had the highest rating with a lot of good responses. Even a lady in my office had no problem with them which convinced me. Submitting a claim is pretty simple. I can either do it online or call them. My husband has a health issue wherein he can't be very hot and one time, our air conditioner came out and it was going to like four days before they could get somebody out. I explained to them that this was a health issue, and they got somebody here in a matter of hours. So they seem to be very responsive to individual needs. I've recommended them to my daughter who is now on it, as well as my sister. They've been very good and reliable.

    Acquiring First American home warranty seemed like a practical idea when I bought my house and it's worked out for me ever since. Submitting a claim with them has been very easy. I just call up the center and they schedule a repair time or for someone to come out, depending on what the issue is, and we have to just make sure somebody is at the house. It's been very simple. I haven't had any problems with them. When I call, they take care of what I need to get taken care of and let me know if it's listed within the warranty, and then we schedule a repair.

    The only thing is that the service charge has gone up over the last few years and although it's still reasonable, sometimes they're there ten minutes, sometimes half an hour. When I first started with them, it was around $40. Now it's up to $60. Other that that, I think First American has provided excellent service.

    They send out incompetent technicians and they don't back up the work that they do. They close their claims before they are even completed. On February I called the First American to submit a plumbing claim. They sent out a technician who turn out to be completely unprofessional. The technician first tried to charge me to gain access to the plumbing - that is covered by the warranty, I did report it to them. Then the technician told me that I should cash out on the faucet being that faucet I had was more expensive than the one the home warranty would pay but that they would back up the work, I unfortunately on this one did. He supposedly completed the work but installed the handles of the faucet backwards and the spout does not rotate properly, he also did not complete some of the other work I had called the home warranty company for.

    I have been after the technician and the home warranty company for almost two months trying to get everything completed and the installation fixed, they tell me the technician will show up and he doesn't. The home warranty company said that that is between me and the contractor!! The home warranty company stated that they are closing the claim, that it doesn't matter if the faucet was installed incorrectly as long as it doesn't leak water and that a slow running sink is not a problem (that was the other problem that was not fixed). I cannot believe that when the technician installs something incorrectly as stated by Delta the manufacturer they don't care as long as it doesn't leak. This home warranty is really a rip off as they don't back up the work that their technicians do and they send incompetent technicians.

    What a scam! The people that they send to your house are scary and disrespectful. I made 4 calls for a broken dishwasher and they never did a thing about it. It was a 2 week lead time for an appointment, they missed 2 of their appointments and did not call. I had to call and check status after they did not show up. They didn't apologize or anything, they rescheduled and after the third failed appointment they just cancelled the call and sent me a bill for $60!

    I took 5 days off of work waiting for these clowns, when one finally showed up, he was smoking when he knocked at my front door, walked into my kitchen and threw his tools on my counter and broke a glass tray. No apologies. He took some pics and left without saying a word and then I got another bill for $60! I finally just went out and bought a new dishwasher because they clearly were just hustling me for the service fees and I lost too much time from work. I strongly urge people to stay away from First American, this warranty is a scam and the operators are just as rude as the service techs. Just terrible to take advantage of innocent, new home owners.

    This is the last company I would ever buy a home warranty from again. I don't even think I would if they were the last warranty company on earth. It all started when it was recommended by our Realtor for our new home purchase, everything started fine, received paperwork in the mail, etc. Then our pool pump went out, we called first American to have it fixed, they scheduled a contractor to come out, after about a week I called them because I never heard from the contractor, no problem, they would send out a different one, (ok perfect!!).

    The 2nd contractor called me and scheduled an appointment and came out to inspect the pump. They replaced it while I was at work with a new one (perfect right? ! Wrong!). I come home to find my waterfall for my pool was now not working. After calling first American they said they would have the contractor come back out. AFTER 4 WEEKS they FINALLY came back out to fix it, oh but wait it gets better (They did it while I was at work... AGAIN). I came home to my neighbors yard being flooded because when they fixed the waterfall they decided to turn on my pool equipment (And mess with my pressure valve) which caused my solar to blow out and flood my neighbors yard. Awesome! Not to mention they couldn't cover the solar, I was out of pocket because of one of their contractors mistakes.

    Fast forward a few months, I had an issue with the same pump (the first one I had replaced). First AM have the same contractor come out and fix it, this time I was on vacation (camping trip) and came home to neither my fridge or freezer in the garage working because they blew a breaker!!! Awesome job!!! Now I'm out over $300 in food. You guessed it!!!! First AM didn't cover that either!!!!! Wow, what a great company... but wait! There's more!

    Fast forward again and I call them to change out my pool filters (Cartridges). It specifically says in the contract that was mailed to my house that "Filters" were covered. Well my claim was denied when the pool company got there and they couldn't replace them, after calling First AM they said that what I have wasn't a filter (IT IS) it is a "Disposable Filtration Medium" and thus not covered. First off the filter isn't disposable (You can wash it and reuse it for up to 7-10 years) and 2nd off they were calling me trying to get me to renew the warranty LOL, jokes on them, I switched to Fidelity and they came out AND changed my filters without screwing anything else up! Do yourself a favor and save yourself the headaches, go get fidelity, or any other company besides first AM.

    Submitting a claim to First American is very simple. I just call in and talk to somebody and they take care of it and tell me who's going to fix it. The only thing I don't like is that you can't pick who you want to come out all the time. If you've dealt with another company before that they've assigned to you, and they’re not next on the list, you can’t use that person unless you’d call back in and request a senior adviser to change it. But I can deal with that. First American is very good and efficient. They were highly recommended to us and I'm very satisfied. I've also told other people about First American.

    Our washer broke. I was away on business so my wife called FA. The tech they sent out was rude and arrogant and ignored my wife's suggestion to start with the filter. So he took the whole machine apart and ordered new electronics. 3-4 weeks later, washer still not repaired. Tech visited several times tinkering with parts and never getting anywhere. He slammed the door in my wife's face, then informed FA fault was not covered since the filter was blocked! We bought a new washer ourselves.     Don't let this company steal your money! I paid this company $500 a year for 5 years and they denied a $175 claim! This reason was they didn't consider my problem normal wear & tear!     I liked the way First American work things so we kept them even though I think it is a little bit more expensive than everybody else. One highlight though was the most recent call we made which was less than a couple of months or so, and it was about our refrigerator. We called them and they got somebody to come out, and the technician said that there was nothing wrong, and we even had them come out one more time. This last time was the third time on the same identical thing, but it wasn't all in the same month or even a year. They were a year apart or something. The third guy that they got was a different company. He knew exactly by me telling him what the problem was. He knew exactly what the part was. He knew it because he even inspected the refrigerator and came immediately with the part and had it fixed.

    So, we were disappointed because two times in a row we had them come out with somebody else from the other companies that they sent and we pay $65.00 for the copay or whatever - and had nothing happen and the problem was still there. If they have just called the guy that they called this last time, it would have been fixed the first time and never had a problem with again. So we put out more money than what we should have. But other than that, we're basically happy with them.

    We purchased our house in February of this year and bought a home warranty with this company. Well after smelling gas we called out the gas company who said furnace was not functioning correctly and turned off the gas to it as a hazard. So we called the warranty company regarding fixing the issue and they set up an appointment for a company to come out and look at in on Monday (this happened on a Thursday). Well Monday came around and after the company didn't show up at the appointment time we called to find out that the Home Warranty company had canceled the appointment and didn't bother to let us know! We called and they said to find a company of our choice this time and have them come out and give an estimate and opinion on what needed to be done.

    We chose a local company who came out and verified that furnace needed to be replaced as it is 20 years old. He wrote report to First Home Warranty and called and spoke with representative who said they would be calling back with an authorization number that day. Well after 4 days of calling everyday no authorization number was ever provided and we were promised a call back "soon". Finally they said that they were going to have a company of their choosing come out and do an assessment so another 2 days until their company came out and did an assessment and after several more days and calls to First American Warranty we are still waiting for some kind of answer or solution to this issue. While it is not snowing, the highs during the day have only been in the low 50's so as you can imagine much colder at night and we have had no heat for a week and a half now and still no answer and no updates with every call....

    I have had FAHW since 2005. I have never had issues until my water heater blew. They sent out a service technician to fix water and leaking toilet. Toilet still is leaking... But what has me frustrated beyond anything else. It is day 5, I still do not have a water heater. I have called twice today, only to find out, first purchase order, never made it to warehouse. So, I received an email that they have had to reorder it. It may be another 3-5 days. I have talked to two supervisors today and explained that I have 4 working adults in the home, we are unable to shower, wash dishes, clothes, anything with just cold water. She had the audacity to suggest, "Ma'am you will need to boil water, you have working water in the home."

    Have you ever tried filling a garden tub with pots of hot water? I have not been to work in 4 days and it will be another 3 days, until I can hopefully return!! I requested several times to have this claim expedited, with no sense of urgency or empathy at all, by either supervisor. Being a Service Manager myself, my goal is to always "lower the effort of the customer", make it happen! This is such a poor service company.... I will be looking for another home warranty company. :-(

    First American is awesome. When we bought our home, our agent told us that the sellers were going to purchase a plan on our behalf and she recommended that if we we're going to go with any plan, then this was a good choice. I've had them for a couple of years now and they have not let us down. Submitting a claim is pretty easy. You can call in or do it online and they respond right away. Their representatives were very cordial and polite. They explained the process and sent out reputable people.

    Fortunately or unfortunately for us, I don't know if everybody has this experience, but after you renew the second year, nine times out of ten you're going to get a different rep that's going to reach out to you, but I've had my same rep since day one that I've always been able to call back on even though she works on the side of the sellers as far as trying to get the business to the sellers to offer the package to new home buyers. She has always been excellent throughout the whole process, so First American has a really great person within the organization.

    When we bought our house, the previous owner had First American and it seemed like a good idea so we decided to renew with them. When we had to submit a claim, we called it in and it went very smooth. It would have been nicer if they were faster but there wasn't any problem getting it done or getting people to come over. The claims representative on the phone was very helpful. We only have one claim so far and it worked out very well. The claims people and the repairman were very friendly. They came timely right when they’re supposed to so we’re very pleased.

    Some friends of mine told me what a good company they were and so far, I've been very pleased with them. I've had them for 3 years. I've got two houses and a rental house also that I have with them. But they don't give you a discount until you put a third house on it. I don't think that's right. My only wish is that they could give you a discount if you add a second home to your policy. That's probably why they throw it out there because they know they're not going to have to give anybody a cut. But I think they ought to offer you a discount when somebody had another house to a policy.

    I wasn't very happy with First American. It was horrible. I wanted to cancel my contract so I called up and got the information on how to go about doing it. I was told that I was due a refund because I paid before the year, upfront. Then after several emails and phone calls, I was told I wasn't eligible for any kind of refund. They told me that it was because I had utilized them once during the course of the year.

    I was with them for nine years, and I had three claims during those years. I always pay upfront for the whole year. When I called, I got all the information, except I did not get the person's name that I spoke to. I got the exact date and time. I sent an email like I was supposed to, to cancel most of the plan, because I was canceling almost three months ahead of time - no response. I sent another email - no response. I finally called again and they said "Oh, you're not eligible for any sort of a refund." I had, supposedly, a supervisor on the line when I was getting hold of anybody with any authority, and they just blamed everybody else.

    We placed an order for repair of our faucet, sink, and tub. They failed to send out a contractor, we were forced to hire our own plumber. When bills were submitted for reimbursement they refused to honor our request. We then allowed to have their vendor look at our sink, and he removed the stopper, and called it a repair- even though it was still backed up. We then went ahead and called another tech who fixed the problem. We are forced to wait to see if they will reimburse us, or file a complaint in small claims court.

    If I were able to give a zero star rating, I would. This company is a complete scam. They tell you that you will receive a full refund if you cancel your contract within 30 days of it beginning. They also do not provide your contract to you until your contract begins. I cancelled my contract with this company within 3 days of the contract beginning due to ridiculously poor customer service we received upon trying to file 2 claims. We never saw one vendor; never received one second of service from anyone. More than a month after cancelling my contract, I received a letter saying that only 60% of my money would be refunded. After calling multiple times, I was told that my contract (which I still have not received to this day) states that they will keep some of my money if I attempt to file a claim. Apparently they keep 40%! Complete scam. Avoid at all costs!

    My washer stopped spinning and extracting. I called in a service request and had to wait about 10 days for a serviceman. He came and said it was going to be too expensive to fix but FA wanted to research parts on the 20-year-old machine. I was promised an answer in 3 days. On the 4th day with not a word, I called up and was informed Sears never gave the part info (not true) and they'd have to send another man out. My case manager wasn't in and he'd call me tomorrow. He did, mid-afternoon, with an attitude and no sympathy. Stuck by the lie of not having the part numbers and said nothing would happen if I didn't have another worker out. I then asked for a manager. He was more understanding and set up someone to come out 2 days later.

    2nd man gave same prognosis to the tee. Said I should hear from them in 3 days. 4 days later I called. Never could reach manager again. They said they would replace. Took days to research. By the time they called, the replacement was out of stock. After 2 of that, I asked to cash out and find my own machine. Payout was fair and had check in 5 days. Best part of the ordeal. Whole thing took a month. People had hard-to-understand accents and hold time was very long, about an hour. Email them, response time is way faster.

    Week 1 Monday. My water heater leaked, called First Am for claim and emergency service on Monday pm. 1st contractor called me immediately and said sorry they do not service electric water heater. Ask me to call First Am. Called First Am and was waiting on phone for like almost one hour and finally got thru and told me that they can't confirm as they need to speak with contractor and already closed. I asked if she can contact me back, she said no they have no "outgoing" call.

    Called Tuesday am and 2nd contractor came in afternoon. Great. The contractor (plumbing) said they will send report asap. Called Wed noon to First Am, no report or quote yet. They sent email to request for quote. Called contractor to remind. Called Thurs morning to First Am and still no quote or report. Called Fri noon to First Am, operator told me it's already fixed. But I called my wife and it was not fixed. Called Fri pm and finally connect me to a claim specialist. Was over the phone with her for almost one hour. She put me on hold and call the contractor. She ask me to send her pictures on the existing water heater so I did. Finally she told me First Am not comfortable with the quote. Ok fine told him to have 3rd contractor come in Sat. But she said can only come on Monday.

    Week 2 Monday. 3rd contractor came. Asked me why the previous contractor did not do the job. Told him that First Am not comfortable with quote. He advise me to cash out. 2nd claim specialist called me and said she ordered the water heater. Tues am 2nd claim specialist called and told me that non covered charges total $355. Then later emailed me. Smitty pan is $130 and hot & cold heater flex hose to connect to heater is $225. They labelled them as "modification" so it is not covered argued by claim specialist. I asked if they can omit both (use existing or I can provide my own). They said no. All or nothing. She recommend cash out and will seek for approval. Later advise me that is going to be just $358 for cash out. Not enough for me to buy $299 heater + tax at retail price + labor.

    Wed morning. I called again to confirm. And she gave me breakdown of cash-out. It have deduction of $55 because of time they are into the job. Due to low cashout, I opted to continue with 3rd contractor. Friday finally installed after 11 days without water heater. Question: 1. Why the cost of hose and pan are more expensive than the water heater? $355 vs $285 (non retail price of water heater per First Am). 2. Is First Am just looking at the cost to them by the contractor? 3. Why these items are labeled in the quote to me as "modification?" If they are needed, why they were not provided? If not needed why they insisted that it should be included?

However the contractor they hired delayed a couple of weeks because they had no parts. They didn't have sufficient parts to fix the problem the first time they came and had to order it. They came back again uncertain and didn't order the right parts but still it worked. So I'm not satisfied with the contractor but not with First American. With First American, it's been very good.

    First American came with our first home in Castro Valley 18 years ago. I just renewed it and stayed with them all those years. I bought another home in Arizona in 2008 and in 2009 I put that house over to them as well and when we sold our house in Castro Valley and purchased this house it too came with a home protection plan that wasn't First American and was paid for for the first year. When that was up I switched it over to First American because I've worked with them for so many years and I like the level of service that I have received from them. They're always very helpful. One thing that should be noted with their company is that they choose local people that are good companies. With the other protection plan company it would say you got 48 hours and sometimes it would take later where they would have all the parts.

    I just recently had a claim a couple of months ago. They said that they would call within 48 hours which is fine if it's not an emergency. I get it, but they called me within half an hour and they were done and gone in 2 days and the only reason he didn't have the part is because the house required something that was out of the norm. I totally understood that and had no problem with it and he said he would be back the next morning and he was, right on time. I have no problems with them and wouldn't work with any other company. They're the best out there. I actually had three other family members move over to their company based on my recommendation.

    I thought that the electrical problem in my house is in order. I've been calling twice already. Somebody told me I have to rewire the whole house. But then I asked the electrician, he said that First American doesn't do it. Every time I had to give them a call back, they would come over here and then I have to be charged $60. The first time they sent a guy to come over he asked me what's wrong and I would say it was some breaker problem. Another person said “What's wrong?” and he said 'Breaker'. I don't know why every time they come over here they change the breaker. I'm not an electrician so I don't know. I'm not happy about the system and I’m not letting myself pay for it continually. But I don’t have a complaint with the worker. He came over and fixed the problem.

    Sometimes I do feel that First American don't look further into the problem. For instance, there was a time when we had problems with our central air and heat and the guy wasn't even here 5 minutes when he said “Oh, you need a new unit.” He didn't check to see what the problem was that we had called about. Then we had to call the second time to have them come and check it out and they took care of it. So we had to pay twice for service call when we should have only paid one time. But that's the only time we had difficulty with First American. We have used them regularly when we have problems in the house. Everyone has been great and has answered our questions though the waiting time does take a while.

    My wife bought First American years ago and it's great. It has helped us out numerous times when we were in a crunch with something breaking or needed somebody to come out to look at an appliance to fix it so it's definitely a good option. There's a very speedy turnaround time when filing for a claim. If we call today, we get a response either later that day, depending on what time we called, or at least by the next day that a claim has been submitted. A person from the company that's going to come out and do the work calls within a couple of hours after that. It's very affordable. It's a must for homeowners to have since it saves a lot of money in the long run. If you think you might have something going out in a couple years it's definitely worth to start buying it now.     I've been with First American for a while. It’s very easy submitting the claim. But I had an issue when it was at one price then it went down and back up. When I called and inquired as to why it went up, they talked about the region I lived in which I didn't necessarily agree with. Also, I had several people come in and work on one AC unit that they finally replaced last year. Somebody went up in my attic and did something wrong. The piping started to leak. He did some damage to one of my inner rooms as far as the ceiling.

    When they finally sent somebody out that was going to correct it, they told me that I would have to go to the trouble of getting back with the people that did it the wrong way and settle that with them. I didn't agree with that because they contract the people to come out. That should not fall back on me as a customer because somebody came in and did shoddy work. They were like, “Well, they didn't do this right in the first place.” How was I supposed to know that? I’m not the technical expert. If I could have fixed it myself, I never would have contacted them. So for me to be told I would have to dispute that with the people that they paid their money to come in and fix it and did it wrong was thoroughly unsatisfactory.

    After probably spending a couple of thousand dollars piece mealing this old AC unit, they finally replaced it with a new unit last year. But I still have to have my drywall replaced in my ceiling and pay for it because as I've mentioned they told me I have to take that to the company that did the work incorrectly. I still have heartburn with that. But I'm still with them.

    I contacted the claims department on Friday, February 27, 2015 to report that my hot water heater was leaking water into the pan on the bottom and draining quickly out the side wall of the house. They sent a plumber the next day who determined that the heater needed to be replaced. First American ordered the heater on Monday and set the plumber up to install it on Wednesday. Sounds good but that is when all went bad. The heater did not arrive at First American's supplier until late Wednesday, the plumber was booked on Thursday so was then scheduled to install on Friday morning at 10 am.

    When the plumber did not come I called the plumber who told me that First American had taken the job away from them and assigned it to another plumber because the plumber did not have the capability to transport the heater from the supplier to the house and First American refused to pay to have it delivered. First American never informed me of any of this. So because First American hired a plumber who could not do the job I was left with having to wait until Monday, March 10, 2015 to start again with a new plumber who would first have to come to determine that the water heater had to be replaced before they could schedule the install. So tomorrow after 11 days the process begins again and best case First American will restore hot water to my home after THIRTEEN DAYS!!!!

    We've used First American before so my wife decided to look into it upon acquiring a new home. I had a problem with my pool motor, and the people tried three times and brought in a motor which was not compatible with my system which they should have found out before installing it. I had to pay the pool company $150 or $160 to modify my system so it will be compatible and I've had nothing but problems with it ever since.

    The poor pool guy has to come out probably every third week trying to get it to work right. He's fixed it yesterday and I hope it continues working. I'm happy with everything First American have done here but I’m just unhappy with the process. I felt that they should have looked into it before they went out and spent all that money on this motor.     When they make mistakes, they have people there willing to take it and try to find solutions.

    My water heater stopped working and it was leaking. So I called to make the claim and they said, “We’ll get somebody out there. You’ll hear from them within 24 hours.” I said ok. In the meantime I had to turn off the water so we had nothing. 24 hours came and went. Nothing. So Friday morning I called the company. They apologized and said, “We told them that we couldn’t get to you.” So I called First American back and had to wait on hold forever again. Finally got somebody, and then they apologized and said, “Oops, slipped through the system. But now it’s Friday afternoon, I don’t think we can get anybody out there until Monday.” I said, “No, I’ve had my water off since Thursday and you guys promised me. You got to do something because I have a 12 year old, my wife and me, and we can't turn the water on.”

    The claims process was very difficult at first but both claim reps I spoke to were awesome. Especially the second one because the second one I was really mad (when you have no water and you haven’t taken a shower, you’re just as nasty as can be) but he took it, turned it around and made it a positive experience for me. He apologized, said he’ll call me back as he make the call himself personally, called me back within about an hour and a half, and had somebody on their way. That person who came out was excellent.

    We bought our home less than a year ago and had an appliance issue and contacted First American since we were provided with a home warranty through them as part of the home purchase. Initially the representatives at First American were ok (not great) and opened the claim and had the contractors contact me for an appointment. After the first visit, we were referred to an appliance contractor and then everything started to fall apart. The appliance contractor had to make multiple trips and order a part. After he returned and made the "fix", we no longer had hot water (we previously had hot water the entire time). This contractor did not know what he was doing and would tell me one thing and then tell his office something else. The contractors office was also rude when scheduling appointments (I have further researched them now and everyone else has had similar problems with the girl scheduling and the repair people).

    After he left I was frantically calling the appliance company and First American to now fix the hot water since it was a Friday and I did not want to go without hot water all weekend. That day (Friday) I spoke to multiple representatives at First American and they just kept transferring me and "escalating" my call. There was no resolution and they did nothing to get the issue fixed. They said a Claims rep would call me on Monday. Well, I didn't get a call Monday or Tuesday. She finally called on Wed. and of course I just miss the call and call them back and get a voice mail so I leave a message. I don't get a return call from her until the following week (Tuesday).

    I have given them the opportunity to listen to the issues I have had and no one cares or seems interested in making sure others do not have the same experience. They just keep pushing things off on other people and departments. There is no follow-up from their representatives and this entire process has turned into a nightmare. Even the supervisors do not empathize and seem interested in helping with a resolution. I have had to make so many calls and waste my time and I get nowhere with First American. Next time I will save the $60 I had to pay for the service and just contact a reputable repair company on my own.

    The company I'm now with screens the service request and informs me when something may not be covered and then I have the option of having them come out or not. I wrote this service request stating what the problem was and I knew my vents needed to be cleaned. I didn't know it wasn't covered until the guy walks in my house, looks at the vents, and says it wasn't covered, and walked out after trying to sell me on his service for cleaning my vents which I rejected. Contractors ask for their $65 up front. This guy did not because he had not done anything but make a sales call.

    If this company wants to be in this business they should have someone screen the service request to inform the customer if something is covered. It's hard to determine from a four page document in small print what's covered and what's not. Why didn't he collect the $65 at the time he tried to sell me his service? Because he had not done anything but make a sales call. Talking over the phone with Co-IT they diagnosed the problem over the phone and told me how much it would cost and came out and cleaned the vents once I knew it wasn't covered. I've been told by many people stories about this company when I tried to recommend them to people and now I believe them.

    This is not an American warranty company. This is a foreign scam. You will not find this out until you have a major repair. It took me three years to find this out. As long as you have minor claims, such as stopped up sinks or an bad outlet, you won't notice the scam. They charge you monthly $50 and when you have a problem, they dispatch someone locally and you then pay that person $60. I filed a claim for a water heater and it never got replaced. I got the run around for three weeks. Until I said to hell with this company, canceled my account and paid to fix it myself.

    First American has a very outstanding service. They've been excellent, very professional, prompt, courteous, and easy to work with. They have either fixed or replaced anything that has been broken or needs to be fixed. But if the claim is filed on weekends, there will be delays. But other than that, they will be here in the next 12 to 24 hours. I would recommend -- as a matter of fact, I got my mother on with them. She's very pleased herself. It has been a wonderful experience with First American.

    There is too many stories to mention but I will start with the most recent encounters. At the end of 2014 we had a leak under our sink. They sent someone out and determined it was a garbage disposal line but he couldn't fix it. I literally was held hostage in my house for 4 hours, each time over the course of a week. Finally a contractor replaced this line and manage to break out circulating hot water pump. It took him 4 weeks to get out and replace it.

    Over the next couple weeks it became apparent something was awry. The brand new hot water circulating pump is not working. It was Christmas and I couldn't bear another hostage situation so I waited to call at which time they told me that it was past the recall period. I relayed to them “What recall? Your contractor didn't come out original to fix a hot water circulating pump - it was the leak from the dishwasher line.” The contractor broke this pump and now the new pump that he replaced is not working.

    Next and recent problem unfortunately for me it was literally within the same week of the replacement of the 2nd hot water pump. We had our pool guy to clean pool and he told us the actuator valve was not working. I called home warranty company and the representative told me to hold on she was going to check to see if covered. Came back and told me yes it was and would get someone out… Four days later their contractor arrived and began taking valves apart. I had to do something in the house so I went and went back out and he said Home warranty company was not covering it because they said it was part of the manual operating system.

    I won't go into the zillion people I spoke to but bottom line they were trying to say this wasn’t covered. Ironically, their contract states that it covers pumps, motors, valves and etc. Then under exclusions it says that it doesn't cover anything electronic. Everyone that owns a pool knows that the valves, pumps, motors are controlled by the master electronic panel. Sound a little contradictory to anyone here. The story gets worse because true to its unqualified contractors.

    The next morning I woke up to freeze protection running but something looked weird. This is when I realized that there WAS SOMETHING very weird. My spa had NO water in it. I immediately called them and they told me that they would get back to me. Three in the afternoon they announce that they would send out a senior tech from original company. Senior tech? This is a one man company - is he going to put on a new hat? Besides it's 3 in the afternoon and we are expecting another freeze. Freeze protection and no water in our spa spells serious damage. I will get someone to repair this immediately.

    I filed a complaint with BBB and recommend doing the same. I paid for the valve to be put back together properly and guess what, I got a bill for their contractor to come out and damage my equipment. I could go on and on but lastly I say beware and make sure you ask for the license of their contractor. I called the state of Texas licensing department and one of their contractors was not getting renewal license because of complaints. And we pay for this might I add. $70 month and $65.00 for their contractor visit. This isn’t a free service. First American states they are not responsible nor liable for damage incurred by their contractor. You hire a contractor - you make sure they are bonded and insured. If one of their contractors damages your property, I am quite sure a court of law is going to make sure they pay for the damage.

    First American was recommended to us by our real estate agent when we bought our house and we went with that recommendation. It has been good - we've used it about four times and every time we've used it, they've sent someone out. They've gotten it fixed and there have been no issues. I think you pay the one-time fee for the person to come back out and if they see an issue, then everything else is taken care of. You don't have to pay for anything else besides that first visit.     It was my wife who first heard about First American. I purchased a home warranty because if something gets damaged or needs to be replaced, it was covered and they can send somebody out to fix it. When my wife submits a claim to them, it's fast.     It's the first time in my life that I paid for a home warranty. I bought a home a year and a half ago. After about 8 months, we had a small leak coming from the bottom of the toilet. I called and a service technician came within a few days. He replaced the wax seal. I paid my $60. About 5 months later, the leak began in the same place, same toilet. This time a new technician arrived in a few days. He said the toilet required two wax seals. I paid the $60. A few months later the same toilet began leaking. A technician (first company) arrived in a few days. He said there is a hairline crack causing leak, replaced seal, wrote up an order and said that First American will call and replace the toilet. A week and a half later no call, so called First American and they denied the claim stating 'not normal wear and tear and someone was rocking on it'?

    I am 64 years old and no kids. I paid $180 and the toilet had 4 wax seals in a year and half. The only ones rocking on the toilet were the three technicians who removed and remounted the toilet 3 times. They do not stand behind their warranties!!!!!!!!! They do not respond in a timely fashion!!! I've owned 7 houses in my life and recall only two wax seals being replaced in 40 years in the homes. This company allowed one toilet to have 4 wax seals replaced in one year and then said it is 'not normal wear and tear'.
