It was easy to submit claims, their claims reps were on top of it. But it took two to three weeks to get my AC fixed, thank God there wasn’t any heat waves. Otherwise the tech did a good job and was great to work with.

Right now we've got an air conditioner problem and we're trying to get some claims handled. We've had people out. I think today would be the fourth time, recurring problems. Technicians have all worked well. The last people that came to work on the air conditioning were very knowledgeable and really tried to fix it and it does work. It fixes the problem for about 30 days and it reoccurs. It doesn't seem like anybody can fix the problem. After three times and now they're gonna be back a fourth time to try to get the air doing right. It gets a little aggravating. We had our family over last night, we had to run fans for a birthday party.
The only problem I have with First American is that they will tell you they will call you back and they'll say, "I'll call you tomorrow" and then it may be two or three days before you ever hear from them. This morning I was on hold for 31 minutes. Somebody answered the phone and then said they will get back and put me on hold. And then at 40 minutes they had not come back and the phone disconnected. But that experience aside, I've been satisfied with them. I bought and sold houses over the years and my real estate people have always recommended First American.

First American has met all our needs so far. Submitting a claim with the reps is easy and handled professionally, I have no complaints. Usually there is a result in the first phone call. I have no trouble with turnarounds or getting people to arrive on time to fix issues, the technicians sent are pretty efficient. They've been excellent. We've recommended this company to our friends. With the type of service we receive, we're definitely remaining with First American.

We have had First American Home Buyers Insurance for 3 years, First American takes the premiums directly from our checking account each month. Now we no longer want to have this insurance, so I read the contract to see how to cancel. To enroll all we needed was a phone call. To dis-enroll you must write to them 30 days before the renewal date, which is an automatic renewal. Good for one year. I looked on their website for an address to cancel. It is a post office box and I would not trust that it would be received in the time period. So I called them. They said to email my request to them, then the representative gave me a email address that was not valid.
I believe that the First American company is not making it easy to cancel on purpose. I have read other complaints online about them doing the same to other people (phony email address to cancel ). Finally I did find a solid address for them in California so today I went to the post office and mailed them a cancel notice registered mail. I just think a reputable company would not play games with their customers. If you can sign on with a call cancel with another. I won't do any business with them or their parent company American Title in the future.

Thank you for your response and for canceling my contracts. The second contractor was much better and the unit happened to be working when he came but quit again shortly thereafter.
I ended up replacing the unit myself since I didn't want to continue dealing with the long phone calls (being on hold) and all the back and forth with no positive results.
Correction to my original review: It took me on average (not minimum) 30 minutes to talk to someone when I called the 800 number. The horrible customer service and sub-par contractors were simply my opinions based on my personal experience.
Original Review: June 27, 2015
Horrible customer service. After over a week and hours on the phone attempting to contact both First American and the contractor, the problem is still not resolved. The contractor initially showed up after 4 days and supposedly replaced a motor. After returning home, it was discovered that the problem still existed. After a couple hours of trying to contact both First American and the contractor, they said they couldn't come back for 4 more days. After returning, they determined the entire outside unit should just be replaced but would have to get it approved by First American.
Well, just received a call from them stating the claim is denied, because they claim that the unit had been tampered with. The only people that have tampered with the unit is the contractor that attempted to fix it the first time. I am a real estate professional and have 5 contracts with First American which are promptly being cancelled as soon as I can get them on the phone (which btw takes minimum 30 minutes when you call their 800 number). DO NOT WASTE YOUR MONEY... they only use sub-par contractors and have HORRIBLE customer service.

This last time that we had to submit a claim to First American was a nightmare from hell. The company that they sent out to do the plumbing was a kid that did not know what he was doing. He came out three times and the third time, First American said that they'd send some other person out from a different company. They set the appointment up and I had to rearrange my schedule to get that person to come out, and then they just sent out the original person. I told him he wasn't welcome in my house because he wasn't gonna talk to me in the tone and manner that he talked to me the two times before.
Then I called and raised hell with the home warranty and said "Send somebody else out." They wouldn't send anybody else out because he'd already been out here the first time. I called each time and complained and requested for somebody else to come out. The customer ought to have the option to pick who's going to come out, and First Am should give some options and they did not do that. I paid that every month. Also, they should give a number so that we can set the appointment up, than for them to do it. The people that assist you are in the Dominican Republic and I think they should have some people work in the United States to answer the calls. I'm a little apprehensive to recommend them but overall they've been really pretty good.
Hello Lucretia. Our records indicated that as of July 6, 2015, your plumbing stoppage to your laundry room has been cleared. First American considers this claim closed.

We closed on our house two weeks ago. The day after closing we moved in and all our outlets weren't working. First American took care of this perfectly fine. We had issues with the company they chose but that was beyond their control. Well after that we were having other issues. Our lights were going crazy and going in and out, you turn one room on and another goes out. I called ** (our rep) and her and her boss tell me that it's not covered. So I call tons of electricians and they all tell me we have a major issue and First American should cover it. So I tell ** and she issues a contract. Well later that night I turn on my master bedroom light and it blew up a surge protector. I text ** and tell her I know the issue is an open neutral and we need it fixed ASAP. She asked for our inspection report. So I send it.
She notices that in the inspection that it was mentioned we had burnt marks on the breaker which I told her we had, but I told her they were getting worse and that another breaker was now burnt. So she calls and says she's worried about my family, all very nice. THEN she sends this long text to me, the wrong person, bad mouthing the hell out of me saying I knew it was pre-existing and that I'm going to blame First American if my house catches on fire. Does she really think I'd buy a house that I could die in a house fire from? Seriously? And she obviously agrees something is seriously wrong with the house, but she doesn't want to send a tech out? WTF!! These people have the worst customer service ever.

First American protection came with my house when I bought it in 1997. Claims process is not hard at all. Their representative is always available to answer questions. If there's a problem, they handle it. I don't get tabled or pushed around or put off. All the technicians have always been great. I've never had any problems with them ever and they arrive on time. The quality of their work is very good. If there has been a problem with a provider or a service technician that they've sent, I called them and they fix it immediately. I have recommended them to others already.

I was delighted with the person I spoke to about getting a home warranty and happy with the coverage. The first claim was ok, they took a few times but did get the repairs complete. In April 2015 I called for service on my dishwasher. It was backed up and wouldn't drain, the soap dispenser did not always open, and there was dirt on my dishes. The first contractor came out and cleared the clogged drain. He left a pile of whatever he took out of the drain in the middle of my kitchen floor - didn't say anything or ask for a trash can. He agreed the baskets were rusty in spots and needed to be replaced - he ordered new baskets. When the baskets arrived they were different than the original mfg baskets - they were GE replacement parts, which is fine if they work. The bottom basket fits fine. The top basket is much higher than the old one so tall glasses no longer fit - not a big deal - I can put them on the bottom.
The problem is the basket rung spacing is different on the new basket compared to the old basket. There is something that comes up through the bottom basket into a tower in the top basket and shoots water all over the top basket contents. Since the rungs or wires on the top basket are spaced differently the tower does not fit on the top basket any more. I've spent hours on the phone with various people trying to explain this. I've been told everything from the contractor - says everything works fine. The contractor says "The only problem is your wine glasses won't fit" to "We'll send him out to verify" to "There is no tower needed" to "You can pay for another opinion. We're closing the case. We'll have to check to see if you're right..." and the list goes on.
I have **, a claims specialist, who never speaks to me directly. He leave voicemails without a callback number (until today 2 months later). I've escalated back to the salesperson who sold me the contract who promised she escalated to her manager's manager 2 days ago and I've heard nothing. So I can only use the bottom rack of the dishwasher unless I want rust all over my dishes. In the meantime I've paid the 65 service charge and 2 months of premiums since I called in this repair with no end in sight.
While writing this review ** called me and told me the contractor will be out to replace the part but they aren't covering it as the current part is working and it would come out of the contractor's pocket. When I tried to explain that the part (tower) is not working because it does not fit the basket he refused to discuss it and said he didn't want to argue. I've asked to be transferred to a supervisor and not work with him anymore. In any case, do yourself a favor and choose a different company. I will be.

Company is good but it takes a long time for the contractor to come over and fix our problem. Contractor pushes us back too far before they solve the problem like we are not priority. Also a few years ago, when we call we got a response right away. Now we have to hold for a long time, sometimes 15 minutes holding, to have an operator. Maybe they are so busy now, have a lot of clients, fewer operators to answer the phone. Nevertheless the service is good as soon as people answer the phone.

When we bought the house, First American was already in place and we thought it was a good idea so we kept it. It was easy to get someone out because I just call First American and they set it up for the contractor to call me or I call them. For instance, recently, the people from Sensible Cooling and Heating have been fantastic. They came when the breaker boxes switched off and it needed some other adjustments done to the air conditioner. When he left, it was cooling real good and then the breaker box kept switching off again. They came back out and discovered there was a problem with the breaker box so we called the Home Buyers Protection and set up for them to get an electrician out. The electric company already called me and set up an appointment. I didn't have to do anything about that. They were just fabulous.
Great to hear, Mary Joe.

I’ve been a customer of First American for 13 years and I’ve appreciated all the help I’ve had from them, but now when I moved, the refrigerator that I bought from them had problems with the motor. The company came out, tried to fix it, realized it has burned out and replaced it with a real dud, a company named Kenmore that probably cost $600. Over a period of months, it’s been one problem after another. Food has been rotting, the freezer won’t freeze. I put stuff up my freezer and then I began getting diarrhea.
First American came out three times. They didn’t know what the problem was, so I thought the policy was that they would replace it. The repairman from Sears went here the fourth time. After inspection he texted with someone in their immediate office and they said “No, we’re going to be able to fix it. Let us not replace it.” He said it would be 14 days before they got some parts they wanted to put in. This prompted me to go and buy a little fridge to keep my food from rotting. I’m extremely unhappy.

First American is worthless. They use providers that are incompetent. When I called Memphis Air to inquire when they would be out, I was told it would be a week and she would get me on the list to call but she never bothered to ask me my name or number. It took me three times to get through to First American after being on hold over 30 minutes each time. I had to call a company to fix the system on my own!!! Will be canceling this worthless home warranty.

Filed a claim June 9th regarding water backing up in bathroom, coming under commode and shower. The 1st company they sent out here tried to tighten both of our commodes and broke flanges on both. Warranty company sent 2nd company, Triangle Plumbing and Backflow, to come out, too because Advanced told warranty company they did not have proper equipment. Triangle came out and took pictures and left, they told warranty company there was no stoppage (???) even though water was still coming up around the commode and then they said they did not have proper equipment. Warranty told me to call a company on my own and they would pay $125 for them to diagnose it. Sink plumbing came out and had to remove commode in master bathroom because that is where the backup was. Ran snake and found out the stoppage was out in the yard and the snake was not long enough.
When he took commode off he noticed the flange had been broken the last 2-3 days because the break was still white whereas the flange was dirty and stained. He went and removed the commode in guest bathroom and that flange was also broken. He ran a snake and ran into a wall. He called Forsyth Rooter Service to come out since they had the right equipment. He said that Advanced should come back out and repair it but the warranty company said not to do that, they will deal with Advanced, and Triangle Plumbing come back out to repair the breaks. Triangle assessed that they would have to blast concrete to get the broken flange out and would cost $433 per commode to do that. Now the warranty company will not pay for the repairs because that is not in their contract. We paid for the rooter service ($486), they should pay for what they broke, it should not be on us.

My husband and I got home from work last Monday evening and it was very warm in our house. The temperature was set at 72 but it read 80. We went out to dinner and when we came back it was even higher. We immediately filed a claim as both our AC units are 23 years old and we expected this to happen. The first contractor could not come out until Wednesday (2 days later). This contractor said the units could not be repaired and both needed to be replaced. Again, they are 23 years old. Of course the warranty company does not want to pay for two new units so they required another opinion. The next contractor couldn't come out until the following Monday (June 22). Please keep in mind we live in North Carolina and the temperature every day for the past 2 weeks has been 100 degrees.
The next contractor came out on Monday and proceeded to tell me that nothing was wrong with either system and they were working as they should. Now there was air coming out of the vents and it was cooler than the week prior so maybe the problem fixed itself. WRONG. We were told it would take at most 2 hours to cool the house back down. I set the temperature to 72 again and when we got home 5 hours later it was 83 in the house. After more than 5 hours of running the house cooled down two degrees. I called the contractor as instructed but could not reach him. I didn't even get a courtesy call back saying that he could not come back out that evening but he would try in the morning.
Again we contacted the warranty company and they said the same guy needed to come back out. Of course they want him to come back out, he thinks nothing is wrong! We are currently waiting for the warranty company to schedule another contractor to come out but they have stopped responding since this morning. We are on 9 days of being without a home and these people couldn't care any less. This company is horrible! We will be going to someone else for a home warranty when our current contract is up. I wish I read these reviews before purchasing from these guys.

In December 2014 my HVAC unit stopped worked. A claim was placed with First American Home Warranty and they sent out a contractor who replaced the transformer in the unit. Shortly after, on March 30, 2015 the HVAC unit broke again. The contractor First American Home Warranty sent out stated the problem was the compressor on the roof and said approval would have to be made before it could be fixed. Nearly 2 months later, on May 29, 2015 the compressor was replaced at a cost of $330 to me. Barely 2 weeks later on June 17, 2015 the HVAC unit broke again. I filed another claim with First American Home Warranty and sent them a message asking them to waive the $60 service fee for another contractor coming out.
After 3 days with no response to my inquires via their website, email, Facebook and phone I had my own contractor come out and assess the problem with my HVAC unit. I was told by my HVAC company that the entire unit inside the house needed to be replaced and that changing out the compressor was just a tiny bandaid put on a huge issue by First American Home Warranty and the unqualified contractor they assigned to my claim. I am now having to pay out of pocket to get this fixed when it should have been addressed the first time First American Home Warranty sent a company out over 6 months ago. The service I received from both First American Home Warranty and their contractors has been beyond unsatisfactory and the way they conduct business should be illegal.

We've been with First American since 2004, since we bought the house. There wasn't any difficulty with the with the most recent claim we filed and the plumbing issue was fixed. I asked for a specific plumber to come out and they sent him out but not on the day that he was supposed to come out the first time and that was a problem with me because I could not be here when he comes out. So the next day, he came out real early and took care of the problem. It just seemed like for a while we were always put at the bottom of the list or an emergency came up from this certain company that was supposed to see us so they had to move us back and that's been annoying. This home warranty company is truly horrible. DO NOT WASTE YOUR MONEY. They are dishonest and have customer service that makes Comcast look good. We spent over $400 for coverage and they denied our claim. Each time we sent evidence to contradict their basis for denial the home warranty company found a new reason to refuse our request.
Their customer service is horrible. They usually do not return phone calls and when they actually do it's days past the time frame promised. Additionally, each call to them requires a 35 minute - at least an hour wait before you can speak to a representative. Once, I was actually on hold for two hours. Additionally, the customer service representatives give false information. I asked if I could email the documentation they required and one representative said no, but different representative said it was common practice. However, the representative I emailed allegedly did not receive the email, but did not inform me and I waited nearly a month with no contact.
I still would not have heard from anyone then, but I desperately sought out a local representative who provided me with a alternative phone number that the company does not publicly post. Now they are denying our claim because of a reason that is not within our contract. I'm a lawyer, so I am not misunderstanding the issues here. My only fault is that I don't have the time or additional funds to invest fighting this battle. Please, save your money and go with a different company or use it directly for repairs.

Furnace went out. First American sent someone out. (Second Company). The Tech did a quick overview. Did not trouble shoot. Just said they will tell First American to replace with new. This after the company did not show up for 40 days. I kept asking First American to send someone different but to no avail. So after the 40 days First American could not get a hold of the first company. They sent out a second.
The second company wanted $700 dollars to install. Now this is small wall unit. Nothing to install. I asked other air and heat guys about the charge. They said it was excessive. So contacted First American and told them I would not pay the $700 dollars. First American asked if I wanted them to pay me for the furnace. And, asked them what would be the offer. First American came back with $497.00 for the furnace.
I priced the furnace for the size I needed and they ran from $1100 to $1400 dollars. I told the price and First American told me that they could get the furnace for $395.00. So, asked them to buy it and I would have my Heat Guy (Licensed) install. They would not buy. So they sent me the $497.00. In dealing with First American they seem to forget that I am the customer and, not be treated like this is what will do take or leave it. They have no regard for customer satisfaction. I am waiting for my contact to come up to cancel and get with a more customer oriented company.

After making many more phone calls and being on hold for way to long I was sent to Stephanie to resolve the situation. She has been the only person in this company to actually return a phone call and work on the issue that we have had. So for her I work, I will personally award her 5 stars but the company is only moving to a 2.
I know that this issue was not entirely First American's fault but they back the people they employee and we were mostly irritated by the lack of communication and the fact that supposed claim managers that were in charge of our issue have not once returned a phone call and that person's supervisor just said there working on it and they'll call and he will be there. Well they didn't call and he wasn't here. So again if it wasn't for her work this issue would have never been resolved in our eyes.

Horrible service! We have had an air conditioning unit in our garage that has been leaking a ton of water and will not cool down the house since October 2014. The technician has come out multiple times and we have had to pay him for 3 of them so far even though it is the same problem. Since the first time he came out he has stated that it would need to be replaced. Finally in April 2015 the last time he came out First American approved replacing it. Now we move into the problem of "oh by the way we're not going to cover certain things." We agreed to pay it even though we had already paid for extra service fees. And it is June now and the contractor won't contact us. Our supposed claims representative will not contact us and calls go straight to voicemail. When we call the main customer service they attempt to help us, but unfortunately everything they say never happens.
For instance they supposedly spoke to the contractor and he was going to contact us last night. Well it's going on 10:30 am and still no phone call. And guess what? He doesn't answer and our claims representative doesn't answer. Big surprise. But we have received letters on renewing that policy and someone was stupid enough to mention renewal to us when we were on hold for the millionth time. WHY WOULD WE RENEW??? You can't seem to answer the phone or take care of the situation. Unless you consider telling us that you will pay for a $50 fan, as taking care of it. Which how is that going to help a 1700 sq ft house with 5 people in it when it's 95-100 degrees outside.

Filed my first claim for air conditioner yesterday and never received a call for a contractor. When I called again I was told they had no contractors assigned to my county. How can you sell a policy in an area where you don't cover? When I got a call back I was told then I had to pay for the repair and they would reimburse me but not more than $200.00??? I told them the reason I had the policy was to avoid paying out of pocket and it was unacceptable!

My air conditioning has not been functioning for over a month. Living in Virginia in the summer with a heat index of over 100 degrees and high humidity levels, this is completely unacceptable and in fact a health hazard. I filed the claim in early May, and it still has not been addressed. It took 2 weeks for the contractor to make an appointment (and then didn't show up) and First American wouldn't change the contractor. When they finally came, they told me that I could just buy a new unit off-warranty, or it would take about 2 weeks to go through First American to repair the units. Not having $6,000 laying around, I was forced to opt for the 2 weeks without AC, and also it defeats the purpose of having the warranty.
When the parts finally came in, it still didn't work, and I was told I needed to wait another 2 weeks for the next part to come in. My claim got assigned to a "specialist" at First American, who has yet to contact me, despite me leaving multiple messages. I haven't slept in days, my dog is sick from the heat, and I have NEVER experienced such atrocious customer service. The same unit has been broken the last 2 summers and "repaired" however First American refuses to replace it, resulting in this situation. Shame on you First American.... If you're going to invest in a home warranty I highly recommend you find a different company.

But after we did call them, they had it done in a couple of days, like boom. The quality of work was very good. As it turns out there's a problem with the circuit breaker. But the guy who came in put a booster on it to solve this problem and we haven't had any problems since. First American is very easy to use and they're very efficient.

After months of issues with them sending contractor after contractor out to fix my AC, they did finally replace it but after that experience I was done. I called them in October to let them know I was NOT renewing my service, they took that information and I was led to believe it was cancelled. Then I started getting a ton of calls from them soliciting me to renew the contract I cancelled. I spoke to another lady who called and told her I had not renewed it and found out nobody processed that. She then took my information and said that it was marked not to renew and that my auto payment was stopped. I don't monitor that account that closely so did not realize until a few weeks ago they had still been taking out the $65 every month.
I spoke to my bank who said to call them first before disputing. I called and spoke to **, who was awesome and very customer service oriented. He took the information and then told me to just email the cancellation department to get this fixed. I did that and they responded back that they needed my HUD showing I sold my house. I called **, the rep who emailed me, and explained this had nothing to do with my house but that I twice let them know I was not renewing the contract. She spoke to her manager and came back and said there were no notes and that if I actually spoke to someone there would be notes so they were keeping the money. I have now reached back out to my bank and will not stop until they honor my notification not to renew. This company is unreal, they are NOT about customer service at all and horrible to get a hold of. I would NOT recommend anyone uses them.

Once I put my claim online, within the next day or so, no longer than 48 hours, they would send out an email to you and are going to contact you to come service your house. The technicians that have come to our house have been good. They're very friendly and helpful, and explain what's going on and what they're going to do. It's a very great experience. I heard about First American from my son, who purchased a home and his home came with a one year homeowners warranty. Right off the bat he had trouble with his heat pump, got it quickly taken care of with minimal cost to him. I was just impressed, so I got him to put me in touch with the realtor that made that available to him. Then I went online and got it for myself.
The claim has been very simple, very easy. I don't have any complaints in that regard. Claims representatives have all been very satisfactory. Some maybe a little better than others, but I've been satisfied with the results every time. One good example, my heat pump went out and it was replaced. I needed to replace the duct work while they were doing it, and that was at my expense but having a new heat pump put in more than paid for my cost of the protection for many, many years. Good technicians, no complaints. I encourage my friends to take advantage of this, and several of them have done that.

Original Review: June 16, 2015
We have had this warranty for 3+ years. A/C broke Friday night. House was 85 degrees and I have a 1 year old child. Put in online request for service at 7pm, response said no one could even review my request until likely the end of the next business day (Monday). After performing the simple checks, an engineer friend found the motor was dead. Called the emergency line at 11pm, foreign answering personnel agreed to escalate call to emergency level/promised a call within 8 hours for a tech to appear on Saturday. No call after 9 hrs. Sat on hold for 20 mins, and the woman that answered denied any record of my emergency call and told me because it was 78 degrees as of 8:30am, it was not an emergency since it was not life threatening. Screw my kid and his 80-degree room/crib at bedtime, on a second floor.
I requested a supervisor. After she attempted to reach a tech (10 min hold), I was approved to: Spend up to $200 (out of my pocket) to obtain a diagnosis from a licensed, insured, bonded repairman AND have that repairman call the contractor line, report the issue, and obtain approval to repair. I managed to get a reputable company to come out (after 7 different companies could not come for at least a week). The company loaned and installed 2 window units. They confirmed the problem. Parts store closed for weekend, they called for parts today at 7:30am, then tried to get approval for work (which I would have to pay first, then warranty co would reimburse me - which usually takes over a month). 1st American "revoked" my outside-service provider approval and said they'd hire someone.
Of course I had to call them and wait on hold for 40 minutes to have someone refuse to tell me the agreed rate offered by their "now available maybe Tuesday, definitely Wednesday" contractor. And no, ** will not be stopping by to help me (woman alone with child while husband is away) remove the borrowed window units and install loaners of his own but lucky me, I can go spend $150 out of pocket for "relief"! Gee thanks!! And no, I can't apply the relief money, get the rate 1st Am would pay their guy, then me pay the difference to the awesome contractor. This call also went through a supervisor. Can't wait for ** to maybe show up this week, and tell me I just need freon (last phone rep promises tech would come out with the two parts needed for repair just in case they actually approve).
First American: I am a lawyer, husband is a realtor. He will stop recommending this product to his buyers. So disappointed and disgusted. PSE&G WorryFree, see you soon. Update: I go to Walmart.com to look for free "in store" pick up of the cheapest window AC unit (total cost will be $149.68), just under my approved "relief" allowance - and lucky me, it will be available by Friday in the stores in a 20 mile radius. But I can spend $300+ on one in stock. Also, NJ license verification site does not give a HVAC license # for tech then to plan to send, just general HIC. Can you say consumer fraud?

We first heard about First American from our realtor when we bought the house five years ago. We had a choice of several home warranty providers. There were three or four that our realtor gave me information on. We had had a home warranty service in southern California, and we liked it very much. First American was the closest to what we had in California and was the most reasonable.
We haven't had any problem at all when submitting a claim with them. It's been absolutely wonderful. It's all automated. So if I make a phone call and I leave the information, immediately I get a work order number and a name and contact number of the business vendor to whom it's being referred. We've had a little trouble sometimes with the vendors. We had called about the air conditioning last Thursday. My husband was able to get it working, so I called at 7:30 on Friday morning and cancelled. I called the vendor and gave them the work order number, and told them to cancel the service call. And we just got a call last night, Sunday night, from them. Obviously they do not check their voicemail. But I have no problem at all with the home warranty people.
The technicians that have come to our home have been very friendly, pleasant and professional. They are clean, very efficient and polite. It's been a wonderful experience. I'm so glad that I don't have to spend the time searching around for somebody, because the home warranty people have good folks that they refer these problems to. The quality of work that they performed for us is excellent. I have recommended them. First American Protection is absolutely essential.

I would not recommend First American. They need to cover more items. For example, my garage door springs broke. They don't cover springs because, according to the guy that repaired the garage, that's the most common thing that breaks, nine times out of ten. They also don't cover leaky faucets, switches, receptacles, things of that nature. When we bought this home the first year, it covered roof repairs up to a thousand dollars. And then when you renew, it takes off roof repairs and then they increase the premiums. So you're better off just taking that money, put it in savings and when something breaks, just pay the money. In the end, we decided to cancel the warranty.
Hi Raymond. We appreciate you bringing your concerns to our attention. As you might know, we have different types of home warranty contracts to choose from where coverages vary. If you decide to renew your home warranty contract, we are more than willing to help you decide which coverages you would prefer. Thank you.

The Amana washer provided as a replacement for my broken machine is not working. It is LESS than 2 months old! Makes you wonder what it will be like in 5 years! First American said they only guarantee their product for ONE MONTH and that the manufacturer will have to warranty the product. The service agency the manufacturer can send will not be here for 3 days (and an ALL-DAY time span for the arrival time).
NOT a happy camper. The replacement washer was not equal to the washer I had, had very poor delivery and installation provided, and NOW the washer has failed in under TWO MONTHS of service. First American is NOT earning stars under THIS situation! I tried to cancel the service call that was set up by First American in case I did not get warranty service (it would have been at MY EXPENSE) but was kept on hold for 14 minutes before I hung up and cancelled directly with the Sears service company. I had a garbage disposal replaced and the product that they used was kinda iffy -- within one week they had to replace it again. Then two months ago I had a washing machine go out. They replaced it but the replacement wasn’t really comparable (they said it has this big of a basket but its basket wasn’t nearly as big) and when they delivered it the guy that was supposed to install it didn’t even get it in the house. They ended up sending another plumber out just to double check because we said we didn’t know for sure if it was set up right.
That was a very negative experience. However when you compare that to what I’ve been dealing with another home warranty company for the past three weeks, they look like angels. In fact I am now considering switching my other house over to First American when renewal time comes up. Because for the most part submitting a claim with First American has been pretty easy and they have been accommodating when the technician they're sending out was not exactly whom I would want to deal with.

The former owners of the home where I'm living right now were with First American and we continue the contract and we're satisfied. Nothing bad happened but they didn't fix the problem and I didn't like them at all. First American has changed some contractors so it was pretty fair.
Filing claims is easy until I had a problem with our heater and the contractor didn't come on time, and I called many times. Because of this we stayed with no warmth for about five days. I was on chat with someone from American and that person told me that I should buy an electric heater and they're going to send a check for it if I will send the receipt, which I did. It took some time until we received the check. I had to talk with two managers and it was a little bit difficult.

I did have a bad experience about two or three years ago on another home. I didn't have any heat and the guy didn't show up. My dryer was done and then my washer came down. First American came to fix it. I had it working, which is good. The only problem that I had was because I bought this house used and I didn't know what the previous owners did. The previous owner had First American and they transferred it over to me. They just told me that I had insurance, the AC was covered and everything was covered, but apparently I had problems with my AC and that wasn't covered. I had to pay it out of my own pocket, which was shocking. When First American did it, they got me a unit that's incorrect for my house but for the time being, it's okay. It's only me right now. What I'm more upset about was not knowing exactly what I had covered when I bought this house.
Moreover, I haven't had any problems when I submitted the claim. It was good, easy, and quick. And I did not know that until I had problems with my bathroom and I went ahead. I didn't think that it was covered, so I ended up putting "I had a leak underneath the seat." But then they told me that it was covered, so I'm like "Okay, well, if it starts to leak again, then I can call it in." But meanwhile, I went ahead and took care of my own problem.
They're very friendly. When the technician came in he told me what he was doing, and when he didn't have the parts, he went ahead and ordered it, told me he's going to come back and he was going to come back so-and-so date, and he did that too. He was outgoing too. I was very happy with the job he did and got the work quickly. I'd have First American at top quality.

Our experience with First American has been very pleasurable. It's nice to know that you're getting an experienced technician to look at the problem and just not some guy who's working out in a garage. They send out a serious technician to show up and they know what they're doing. It just brings a lot of confidence when you know the job is being done right and there haven't been any surprises like additional fees. You just pay the fee and the deductible to the repair company. And everything has been top-notch.

First American bought out the company that used to be my home warranty provider and so far, I am loving my experience with them. In submitting a claim, I used to do it kind of both ways - it's pretty simple, call, do it online and they respond quickly. I'd get someone out here quick and they follow up. The 24 hour period was just nice if I spend time to forget it. Their claims reps are probably the most pleasurable to speak to. They are always informative, helpful and on top of that, they're always looking for ways to make sure that I'm saving the most and make sure whatever is covered is not being paid for by any. On the other hand, some of the technicians were great but some are not. In fact, I did have an issue last year but we're extremely happy with everyone and they've been a great help that's why I renew my contract every year.

We have cracked main stack that disable the only bathroom we have in our house. First American Home Buyer Protection sent an HVAC company (Martins Mechanical, Inc. | HVAC ) to solve our plumbing issues and everything went wrong with it. The contractor's technicians showed no skills or knowledge about plumbing and missed many appointment for many day. After 9 of waiting and re scheduling our appointments, the contracting company came out at 9 pm, 5 hour past our original appointment. They put a snake through the toilet exposed pipe that actually shatter the main stack further. Then, they left because they needed the warranty company's authorization to fix the problem.
FAHBP denied the authorization, claiming that the reason our pipe broke on May 24th was that the pipe froze, which obviously is not cover by the policy. Frozen pipe in May, really? We called Roto-Rooter for a professional opinion and they confirmed that Martin's the diagnosis was wrong. They explained that the pipes were too old and that there were clear sign of other patches and not sign of freezing. It has been 10 days since we file the claim. My house smells like feces. Me and my family are living in an unhealthy and unsanitary environment. We have no shower, toilet or sink. First American Home Buyer Protection's contractor only made the situation worse and no one in this shady company has help us at all.

I relocated to the Houston area and bought a home after staying in an apartment for 2 months. All of my household and garage items were in storage, so that's the background. On the day I got the keys to my house I went in checked a few things including the water. When I turned the cold water on in the kitchen it leaked into the cabinet below. I noticed the previous homeowners removed the line to the refrigerator, but did not cap it off. I had no tools, no flashlight and didn't even know where to find a Lowe's (although I could have and should have looked). My Realtor reminded me that I had FAHB Protection. I called them and reported the situation and they scheduled someone to come out the next day. I requested the obligatory "30-minute prior to arrival" call.
Next day, I get a call and the guy says he's sitting in my driveway and I respond with, "Ok, I'm on my way. Be there in 20 minutes." Since I was having new floors installed and had no personal items in the home I had stashed a key and told the plumber where the key was and told him to go on in. He did and called me right back and told me what the problem was. Yes, I knew the problem since that is what I reported to FAHBP. Anyway, he said he did not have a cap and told me the one I needed, so I offered to stop and get one and meet him there so he could install it since all my tools were still in storage. I stopped at Lowe's (as it turns out it was on my way home) and by the time I bought the cap and got to my house the plumber was gone. I decided to install it myself, borrowed a pair of pliers from my neighbor and then realized although he told me to buy a 3/8" cap it actually required 1/4" cap.
The plumber did nothing other than tell me what I already knew was wrong and tell me the wrong size part to buy. Oh, and he left a bill on my counter for $60. Home warranty plans are a great idea when buying a previously owned home, but buying a warranty plan from First American Home Buyers is a HUGE mistake. You don't know me and have no reason to trust me, but I just do not like it when companies take advantage of people with no feeling of responsibility. And trust me, I have had many phone calls and correspondence with this company and their only rude response is that they intend to send it to collections and they're not responsible for missing items. It doesn't seem to matter that I told them the item that was missing before they ever sent someone out. Good luck, but beware.

Our realtor purchased a First American Home Buyers Protection warranty for us. We have had to use it several times. I have interacted with 3 of the vendors they have chosen to provide services in the past month. Each vendor was difficult to work with, the $60 per incident charge is more expensive than just going direct to the vendors I am used to working with. So far we have been lucky, all three of our issues have been inexpensive fixes. I only was able to follow through with one of the appointments made through First American Home Buyers so far. It was for furnace malfunction. They were in and out and in a huge rush within 20 minutes. Issue was fixed. The other two issues (air conditioning and oven) we handled on our own due to rude vendor who couldn't commit to when he would be there (air conditioner) and the other couldn't get us scheduled for 2 weeks.
When you're paying above price for repair visit, I would expect better service. In both cases we handled on our own. Our other issue was with our refrigerator which isn't covered. To cover that we had to pay another $35 + $60 service fee. With the help of the internet and YouTube, we got it done on our own. We shared our less than average experience with our realtor that he may not want to use this company going forward.

I'm very satisfied with First American. My husband had it at the house we live in, but I didn't have it in my house. We were married but we had separate houses. I had a home warranty on certain things, like with my refrigerator, stove, and my appliances because I bought them with a home warranty. Then when the air conditioner went out, I had to in some way pay money. My husband says, "Well, all I had to pay is $100 for my air conditioner that went out." After that I bought First American because he finally convinced me to buy it.
Everything has been wonderful in both houses. If something's wrong with the house I sleep in or with the other house I pay the bills in, I'm the one who calls First American. I also never had any complaints with their claims representatives. They've done everything they can, especially when we had an actual emergency. They made sure it was taken care of. In attempting to replace a broken hot water heater: I made 18 phone calls to the company with hold times ranging from 30-80 minutes; my claims adjuster NEVER returned a single phone call and I went an entire week without hot water. At the end of the day I was required to pay $198 out of pocket for uncovered "modifications" which included a supply line and a temperature/pressure line, in addition to the $60 service call fee. Their contract clearly stated that ALL part of a hot water heater replacement and installation are covered. However modifications are excluded. According to their Customer Service Department, lines and valves are "modifications" and not parts. Luckily, I found out I a friend who knew the District Manager of the Warranty Company for my area and notified her of our pending claim. Got a call the next day and we then started receiving updates on the entire claims process. Unit was replaced June 15th. Its unfortunate on the amount of time this took and I am uncertain when it would have gotten done if I didn't know my friend. Warranty Company waived the service fee and offered re-imbursement for a window A/C unit (still waiting for that). Claim is resolved...finally.

May 6th, 2015 - Initial service request regarding our HVAC. The assigned contractor was Comfort Experts, LLC and they came out the following day and evaluated that our system needed to be replaced due to high amounts of corrosion and age of the unit. Since then, there has been no progress of any sort. It is now May 30th and my house is still without A/C during this only increasing hot weather. My Wife and I have been calling almost daily trying to get a status update. Warranty company tells us Comfort Experts hasn't submitted any necessary paperwork and Comfort Experts is saying they did.
Each time we have called First American Home Buyers Protection we have to repeat our story and we always get told "everything will be taken care of by the end of the day". A Claims Supervisor has even been assigned to our case but he has yet to answer his phone or return any of our messages. They told us yesterday to expect a call Monday morning before noon, we've heard that before... I'm in the military and deploy next month. I want to leave with this taken care of for my Wife but it's not looking good. I honestly have not had a problem with First American in the past for smaller service requests. We were planning on renewing for sure this September but this entire experience is something I want to repeat. My house is hotter inside than it is outside.

Submitting a claim works fine. I just call the number, give the information that I have about what’s going on, and they schedule someone to come out and take a look. We’re seniors and we have a pretty nice home, so we like to try to keep everything up. I’m an old engineer so the agreement we had with my wife is I won’t go over and try to fix what is broken. We’ll call the right people to do something. We once had some problems with the pool pumps, and Victoria Pool people came. The guy was funny and he explained to us what was going on. They did a nice job.
I’ve only had a problem when the Pure Air Conditioning and Heating Company came here. They didn’t do a good job and didn’t tell the truth so I asked First American not to send them anymore and to send somebody else. On the air conditioners, one unit upstairs turned out that it needed to be replaced. In order to do that, I had to go up and make the hole bigger so the Pure Air Conditioning attendant can get the thing out of the attic. That was the start of when we found out they weren’t good folks to deal with. They wanted to put in a replacement furnace and they told me I needed parts in order to put it in. So I had my own HVAC folks come to look at it and they said I don’t need that. So based on that, I told them I don’t want to do it.
After that, they sent the Southern Comfort folks. They did everything that they needed to do, and they didn’t try to charge me for something I didn’t need. So I was happy with that. Southern Comfort finished the job so worked out real well. When we had a problem with the fan downstairs making a lot of noise like it was going to come out, they also came out and balanced it, and after that it was fine. Since then, I bought one of their plans. They said they’d come out two or three times a year and check everything. So far, we haven’t had any more problems with it. Now we’re recommending First American all the time to our veterans, especially those that are on their way to becoming 100% disabled.
Thank you for taking the time to leave you comments, Sam.

Well, guess what, the ice maker, part of my refrigerator is not covered. $60 just to find that out. Fixed it myself. Today, the garage door opener is not covered. $60 to find that out. They could put in a new one for $390 immediately. No kidding. The fine print? "Has to meet current safety standards." It doesn't have an electric eye. In other words, meeting current safety standards is their way of not covering an older model. I bought this plan when I bought the house. Nowhere did I anticipate that there are escape clauses on all the items listed in the coverage. When my air conditioner breaks, there will be fine print. When my dishwasher goes, there will be fine print. Scam. When I called on the previous issue I spent over an hour on hold. I need insurance that insures what I have. Period.

People from First American were helpful but not anywhere near where it should've been. It's three weeks as of yesterday when I reported the incident and I finally got a resolution to the problem. I've decided to take a cash out because the numbers they were giving me were absolutely crazy. We checked with their contractor and found out I would have to pay out of my pocket $1900 for this particular repair. I checked with my own contractor and he said it's about three times what it should cost. I know that their vendor is ripping me off. And my concern is, the vendor is probably ripping off a number of other customers and they won't look into it. So as of yesterday, three weeks to the day, we resolved the problem and I'm going to get a cash out in 7 to 10 days. So this repair/transaction took 30 days. This is just unacceptable.
I have my own contractor and he's replacing the unit now and we're having it done. I'm very, very unhappy with them in not being more aggressive at pursuing a solution. And also, they repair a thousand air conditioners, they got to have in-house experts that can rattle off these numbers better than anybody in the world. And nobody seems to be able to say it's okay. Nothing. Absolutely nothing.
I had to tell them the breakdown and then they had to go and check with somebody and in the end, the feedback was marginal at best. So that's where I am. The initial visit was excellent. The next step, however, was when things fell off the cliff. This is the first lousy experience I've had with them. In the past, they've been efficient and they've been reasonable and timely. The service became terrible, and I am dissatisfied with them.

I have had First American Home Buyers Protection Corporation for 4 months now and I can whole heartedly say they are the worst Home Warranty company. I tried twice to file a claim (once on a HVAC system) and once on a Garage opener. And they both were denied. My garage opener claim was denied because they said it was out of code and thus a safety hazard. However, in the contract I have which states the "Limits and Liabilities" Section #6, they reference applying $250 towards any systems which is out of code. However, when I talk to them they said this only applies to HVAC system (which is not clearly stated on their contract). So basically you will purchase this Warranty and then they will not fix anything that is considered "Out of code" except for HVAC systems.
Beware big time!!!!! I could go on but i'm going to see if there are any Class Action lawsuits pending for this company because if so I would like to be added to it to fight against their fraudulent business model.

The contractor they sent out from Northstar Mechanical did a total mess. It sucked really bad and they managed to rip me and my husband off for $150. They said that it was going to cost $150 to have the coil cleaned and acid-washed and they led us to believe that the insurance wouldn’t cover our compressor unless we had those coils cleaned and acid washed and pay Northstar Mechanical $150. But Northstar Mechanical never even got the check. Those guys put their own name on the check and then cashed it (I got the guys name on the check. I’ve got a copy of it in my bank records.)
So I’m out $150 I didn’t have to be out! And then for almost three weeks, I couldn't even get anybody at that place to talk to me. Oh our computers are down, oh we don't know where your thing went... it was ridiculous and not to mention when they did change the compressor, they put the compressor in backwards. They had to come put a whole another compressor in so I went without air conditioning for almost a month.
I don't have a problem with First American and I'm very pleased with them. When I called First American and explained what had gone day per day, the guy on the phone told me that if this didn’t get taken care of ASAP they would see about getting another contractor to come do it for us and they did. They asked me to do another claim but I won't do another one and pay again. I will just figure out to see how I can get it fixed. Other than this experience, everything is fine.

I'm happy with American Home Buyers, and I've already renewed it once. I have only filed two claims, and they were prompt on both of them. I just had an unusual circumstance when it got down to repairing my hot tub. There wasn't anyone in the neighborhood that would fix it, and I said, "Why am I paying you if there's nobody here to fix it?" So they told me to go the manufacturer which there's a local person whom all the parts would've come from but they made me pay the fee. The way it worked out was, I paid for it and they reimbursed me because these people would not wait for American Home Buyers to pay them. They promised me in writing that the money ($1,500.00) would be there in 10 days, and it was. They're dependable and reliable, so I recommend them.

Have read other person's reviews and sum that certain areas have real poor are contractors. We had one guy come to fix a garage spring and try to up-sell what was needed by an enormous amount. I am savvy and can use the internet, I am willing to enter conflict in a good enough way - eventually I paid no more than the required deductible of $60 after some assertive haggling. First American came through with all four issues with our home over this past year, and the other contractors were knowledgeable and clear in their plans for repair. We are re-upping for next year given the house is forty years old and some items are sounding shaky. So... wish us more good luck!

I'm happy with First American because things do happen and it’s easier for me to strap up $65.00 than $1,200.00. But I'm very disappointed when they email me and say the new plumbing company is coming for my plumbing. They changed the company for the plumbers but I don't know why they had to change contractors because the other one has been our lifesaver.
I used the new plumber company (Best Care) they contracted out twice. The first time I just had a running toilet and it was just minor. They called me to push me back a little bit because somebody had a major issue. No problem, that happens. But then when I had a major issue, I had no hot water, I called early Monday morning and they still couldn't get me into their schedule so I went over the weekend with no hot water. The following week I called them early Monday when they just opened and asked if they can get me in. I told them I think it’s just a pilot light but I don’t wanna blow anything up. The lady I spoke to was not workable with me at all because it was an easy fix?? I was very disappointed in that. Here I have a major issue and they can't try to fit me in?
Luckily the technician finished early from another job, called me and asked me if he could come and I said yes. So it was finally taken care of, I paid the technician cash, but then technician couldn't print out the receipt. I had to wait til the end of the day and the day came and I still hadn't received anything. That's when I decided to call First American and told customer service what had went on from the beginning. I told them about the situation and was emailed a receipt a couple of hours later. Their claims representatives were wonderful. Problem resolved.
P.S. The young lady I spoke to about my hot water heater not working might have been relieved from her job because when I called them for something else, she didn't answer the phone.

We paid them $507, plus the First American paid them.
I kept saying they need to follow up on it but I couldn't get anybody to do it so it cost me over a $1000 between what First American paid and we paid to get it fixed because I thought $65 is all we had to pay but they wouldn't fix it. The subcontractor told me someone tried to steal my air conditioner and he had to replace some pipe 90.00 charge from pocket. All in total out of pocket, 342.00. My house was 80 degrees when they came to fix my air, when they left my house was still 80 degrees, nothing was fixed, my house is hot and I can't get anyone to help me. As a matter of fact, I have recommended them to other people that I know. The only thing that I'm not so crazy about is the fact that their service fee has gone up drastically and I wonder if eventually I will not be flushed out of their service. To do repair, that probably cost 30 or 40 dollars - that becomes prohibitive. Their service fee and per-call service fee has gone up but I'm totally satisfied with their warranty or service. We incurred several needs for the warranty to help out and were only helped one time. We had a microwave go out the week after moving in and had to wait almost a month and a half before having a new one installed. The biggest problem we had with First American was trying to get a plumbing issue fixed. We had a leak in the shower drain and inlet pipe and had water running under the carpet in our bedroom. After 2 weeks, someone finally came out to look at, and confirm we had a problem. After not hearing from anyone for another week, I call First American and am told that the contractor that came to look at it can't fix it and that First American can't find anyone else to fix it either. I was then told that our only option was to take the cash-out and contract it out ourselves. We were also told that the contractor had to be licensed and bonded or we would not get any money for it.
After arguing with the woman for almost 2 hours, I finally got her to realize that we weren't going to be able to find anyone to do it if they couldn't. After a $600 estimate, I ended up getting $100 from the warranty company as "reimbursement" for what it would cost to fix. The job cost $700 to do AND we had to replace the carpet in the bedroom because we had to wait for 2 months with water running the whole time. Needless to say, the warranty is not worth First American paying for me to have it, much less me paying.

In case you are ever looking for a homeowner's insurance company DON'T USE First American Home Buyers Protection. They were fine in the beginning, but after the last experience I feel that the company has become corrupt! I had a problem with my washer flooding. Without testing it at all, the repair person "diagnosed" the problem as mold due to poor maintenance. He said we'd need to remove the mold for $180 before First American would cover the gasket, which was also implicated. First American absolutely refused to pay for this cleaning saying it is routine maintenance (there is nothing in the machine's manual suggesting that dismantling and cleaning the unit is routine maintenance. This was also reiterated by a rep from LG).
Adding insult to injury, First American further said and they would not pay for the gasket until we had paid out of pocket for this cleaning "service". I was the one who watched the cycles long enough to determine that the water was coming out of the soap dispenser, something the repair company did not bother to do. Therefore I was not surprised when the repair guy found a detergent cap that had fallen into the dispenser and caused the water to back up. This was not mentioned or acknowledged in writing by the repair company and First American would never back down from the position of supporting the repair company over policy holder. We've held our policy for more than ten years and this is what we get!

First American sent a plumber from Rite-A-Way Plumbing day before yesterday, May 4, 2015 to address a problem with a toilet, and shower/bath diverter that was not operational. The young man was polite, respectful. However, did not have the skills necessary for the job. After convincing him that the toilet had overflowed 3-4 times before, he brought in a piece of equipment he called a cable and worked on the toilet with that. He also replaced something in the toilet tank.
Today, about 48 hours after he was here, the toilet backed up again and now has water leaking around the base of the toilet. When I called for a plumber today, First American told me this was not an emergency, that they legally had 24 hours to get someone out to fix the problem. So I am to wait another 24 hours before it can be fixed. Meanwhile, the toilet continues to leak.
I spoke to a supervisor, **... Oh, I could have the same plumber come back; I adamantly opposed the return of same plumber, requesting someone who has more experience and knowledge. I doubted this young man's ability initially. Now I have to wait 24 hours because no other plumber is available from this plumbing company. First American sees no urgency in this matter (legally, they have 24 hours to take care of an emergency?) and will not initiate another plumbing company to help.

I am convinced the majority are fake but some just got good luck with it... it is a gamble whether or not you will be a lucky one but the odds are not in your favor. Companies like this have to make money and they won't make money doing a quality job fixing your thing. I have had 2 claims that have all been nothing but an extremely time consuming hassle and more money out of pocket. Here are my claims, I couldn't exaggerate or make this stuff up if I tried.
Claim 1: AC broken. They contract me to a company that took TWO weeks to come out (in Virginia, in July). They wouldn't reassign it either. The company never answered the phone, didn't show up the first two times they said they would, etc. When they finally came he replaced a transformer, unit kicked back on and he left. I told him the air flow didn't seem right and he told me the unit was just old and the intakes were too small. The AC still wasn't working so I called back and again and again and again, they finally sent another company because they couldn't get their original one to answer. This new company comes out and fixes a few other things and it seems to be working better. I tell them the air flow seems low (you could barely feel it coming out) and he said it was old, the duct work was old etc. Fast forward two weeks and my ceiling under the air handler is water logged and falling down.
I knew it had to be from something they did up there. I contacted FA immediately and started to get the run around. I then found the contact information for the area manager who apologized and assured me she would help and that if the new contractor they send finds the previous one liable they will reimburse me. They send another company out who tells me that the previous person they sent out never reconnected the drainage pipe that seemed like he attempted to clean but forgot about when replacing the transformer and in writing, on my invoice placed liability to the previous company.
He fixed the clog and drainage pipe but FA REFUSED to pay for the water damage in our home caused by their technician and so did the contractor. The area manager stopped answering my emails and calls after they were found liable. I am shortening this. I spent countless hours on the phone, missed work days for appointments, etc. The AC never worked right but this whole process took months, so eventually it cooled off and that was that.
Claim 2: Leaking Pipe. Emergency status according to water inside my home. They had someone come out the next day who seemed less than capable of using stencils let alone fixing anything. He scratched his head in confusion saying he had never seen anything like this and would have to come back out 5 days later (It was a Wednesday and holiday weekend so he was coming back Monday). I was irritated but he assured me he would fix all damage. Monday comes and he is a NO SHOW. He finally calls and says he does not feel comfortable fixing it.
So we call FA and they say they will send a new company. I google the new company they are sending and they are full of bad reviews. I call FA back and tell them forget it and cancel the claim in fear of something happening like last time. We hire our own plumber who does this SIMPLE fix and cost us $100. Nothing complicated like their plumber made it seem. He said it was as basic as it gets.
Possible Claim 3: I never called about this but my heater was broken. After my AC experience we decide to call someone on our own. We get a legit, high recommended company to come out and fix our heater. What was the whole problem? There was a media filter we didn't know about deep in the attic that the previous home owners installed. So our AC/HEAT was not pulling from the home intake vents but from the attic one. The filter was severely clogged and that is why our AC wasn't working and why the air flow was so poor. He flipped the switch to use our home intakes and it is working like a dream! $126 bill. None of the AC people they sent out over the summer discovered this (which was quite a few).
Moral of the story, SAVE the money and hire contractors yourself! You will save a lot of time, a lot of hassle, and have quality work done by companies who care about your and repeat business. By the time you pay the price for the warranty, then the service call deductibles, you will NOT likely come out ahead and I can pretty much guarantee that you will not have good quality work done.
Attached is the water damage. Originally, the district manager said they would cover the damages if the second company they sent out found the original company liable. Once I submitted this proof to her and FA she stopped returning my calls and emails. First American Claims department acted like they had no idea what I was talking about every time I called and basically kept "losing" this information. Finally I was basically told "Sue us, good luck".

The First American representatives were prompt and timely when submitting a claim. It’s just that I had a garbage disposal put in about two months ago and it has already gone out. It should be under warranty. When I called in again, I still have to pay the service fee even though it’s all under warranty and I don't understand it. If it’s under warranty, it should be taken care of completely. I'm waiting on them to email me about that. I'm kind of iffy on how I’m really going to refer a home warranty to other people because this is the first year that I've ever had to do any claim, and so it depends on how it'll all work out.
Thanks for your review, Nelda.

When we first bought our town house in 1988, I wanted to have a year's safety net so we asked the seller if he would pick up at least a year of home insurance and he selected First American. We had them ever since and we've been with them for a long time. We used to have to call First American for claims and sometimes there would be a delay but it's understandable. But now, we can just go online and do it, and it's great. Also, I never had a problem with the claims reps. Once, I forgot to update a debit card when I had to change the number and didn't get it changed in time. They called and were very nice about it. I love First American and I'd recommend them!
Thank you for being a loyal customer, Sharon.

I had a pretty good experience with First American. They're prompt at getting everything resolved and if I have questions, they had always an answer. Everybody has problems here and there but their problems aren't drastic.
We appreciate your feedback, Debra.

We received our First American policy from the person we bought the house from and just continued it. We had no problems with the process and the experience up to this day is ideal. I'd recommend them to anybody. Other than a couple of little glitches when they came to check my water heater one time, they do their jobs pretty good. Some of them are a little hard to understand because some of their English isn't that good.
We appreciate your comments, Robert.

Sometimes when I call First American, they can actually tell me something to look for so I don't even have to have a service person out. If that doesn't work, they'd get somebody out there quickly so my experience with them has been good. I would recommend them.
Thanks for recommending us, Connie.

I don't have any complaints with First American because it's always done pretty well. The online form is pretty decent which I'm able to fill out and normally get a response from them within a day and then have contractors out within two or three. I had to have my air circulator replaced and it would have been about an $8000 or $9000 job but since I had the home warranty, it ended up being about two grand because it was an upgrade in model because they couldn't replace the exact model that I had. It paid for itself in the amount of time that I've had the house. I actively recommend First American to people that I know are buying homes now.
Thank you for recommending us, Justin.

April 4 I submitted a service order because my garage door opener was not working. Sears was contracted for the repair. The technician checked the issue and determined that the tension rods needed to be tightened, which was not covered by the contract. He recommended a couple companies for the job. I contacted one of the companies and they immediately decided that the tension rod was broken. I questioned their determination because I couldn't see anything broken. I had the company replace the tension rod, which cost me $200.26. Within 2 weeks the garage door was not working. I contacted 1st American Home Warranty and identified the issue again and that apparently I paid $200 for nothing.
They scheduled the same company, because the other company had replaced the tension rods. Appointment was scheduled for 3 to 6 on a Friday. I received a call the night before confirming the appointment for 3-6. The day of the appointment the technician decided to show up at 1000, because Sears had the appointment 8-12, which I wasn't home for. I called the warranty company back and they discussed the issue with Sears and the technician was to come back 3 to 6. I take off from work and the technician does not show up. Technician apparently called me, didn't leave a message at 12ish and I didn't answer. DUH the appointment was scheduled for 3 to 6. Now I have to wait until Monday. Wondering why I pay for a home warranty where the company only identifies poor options for service. NOT happy with the service I am receiving!

Filed a claim in March because my AC compressor had been making a very loud noise and it had just gotten unbearable. Tech assigned was L&S Air who was poorly rated by the BBB. L&S confirmed the compressor was failing but indicated that FAHBP would only repair if it stopped working altogether. Instead L&S wanted to charge me over $100 plus the $60 call fee for a leak detection which wasn't covered by my policy. I called FAHBP and complained and they paid for the leak detection and for L&S to get the compressor running again. I also expressed my concerns that the compressor would fail soon, when it gets hot. FAHBP indicated that they would only replace the part if it completely quit working regardless of the part failing to operate correctly. It's now 100 degrees and as self predicted, it failed. They said the FAHBP wouldn't replace the compressor unless it quit working.
