First American has been recommended to us when we purchased our house. I'd simply make a phone call when submitting claims and the process has been easy. Their representatives are professional and friendly. The technicians sent are really good - on time, careful with my items and don't leave a mess.

This company has SERIOUS SYSTEMIC FLAWS which end up costing customers A LOT of time, frustration, and in the case for customers who do not stand up for themselves, MONEY. I am not an unreasonable person, but this company has me at my wit's end. This is the first ever negative review I write - that says a whole lot! 2 out of 3 of the claims I filed during the one year I had this warranty resulted in major headaches, hassles, and A LOT of wasted time dealing with extremely long hold periods and unprofessional, UNPLEASANT representatives.
The first time they PAID THE CONTRACTOR AND BILLED ME ALTHOUGH THE WORK WAS NEVER COMPLETED (contractor came out, looked at our roof, said he'd be back to complete the work, and never came back). When I called to resolve it, they were extremely rude and GAVE ME THE BURDEN OF PROOF, telling me to pay another contractor to give me written proof that the work had not been done (Hello! How about asking contractor for a signed invoice where customer verifies work was done?). To top it all off, I was on hold for at least 50 minutes (per phone call - it took at least 2 separate calls to finally resolve it) and the customer service representatives (and supervisor) were incredibly unpleasant, impatient, and unwilling to work with me in the process.
The second time, I put in a work order for my air conditioner and IT TOOK ALMOST THREE MONTHS for it to finally be completed. I paid the contractor upon completion, and First American BILLED ME AGAIN because they had no record of my payment! Again, putting in due diligence on their end to track down my payment, they said it would be easier if I drove to an office supply store and paid for fax service to send them my copy of the invoice - really? Easier for them for sure, but not for me! This company has some deep, systematic flaws and customer service (dare I say, satisfaction) has nothing to do with it. I cannot believe they are getting away with treating customers like this!

My second experience submitting a claim to First American was great, but the first plumber that they recommended was horrible. For my hot water heater, he just walked in, took a picture of the label and said, "You need to replace it." They were trumping up all these charges over $500 out-of-pocket to replace the hot water heater, so I had them come back out and assess the elements. And then I did the cash-out and did it on my own. In the end, their contractor did not perform the work so I hired somebody else.

We never had a problem submitting claims but some results were not understandable. Our dealings with their representatives have been very good and thoughtful. Also, the quality of the work has always been good. However I had a disagreement with the cost involved in some of the repairs where the repair company was from some distance away. I knew that there were closer companies and it would be less expensive, travel-wise, for First American to use the closer companies. Despite that, First American’s policy required that certain companies be called to the do the work.
In addition, I had one disagreement with the technician. We had a ceiling fan go out and it had remote control. The policy said that remote controls were not covered. My argument was that the only way this fan worked was with the remote control and it could not work manually or with a light switch. The disagreement was never solved so I gave up on it.

My realtor bought a First American policy when I bought the house and I kept renewing it because I didn't know much about the house. I felt like it would give me a chance to find out what was going on, and it's been worthwhile. My experience when submitting a claim was mostly good. However, I had an electrical problem last time and I waited two weeks only to be told that they'll send an appliance repairman when it's electrical, so I had to start over which was annoying. The technicians have been good though. Their quality of work was excellent. The last one really knew what he was doing. He wasn't here very long and had the problem fixed. I was pleased. I'd recommend First American. I bought my house in 2011 and I've had them since then and so far I've been very satisfied.

I've been with First American for probably 17 years when I bought my house. They’ve always been great. I just call them when I have a claim and they take care of it. The only time I've ever had a not good experience was the last time. They assigned me to someone who never even called, but as soon as I called First American back, they assigned me to somebody else and the new people came and it was terrific. I recommend First American to a lot of my friends. I think that people should have it in their home.

I was with this company for over 3 years. I only used them a few times. Stopped up drain, garage door opener. But what I noticed is they use substandard vendors, and when you call in, the wait time is unacceptable. Their representatives' first language is not English. They are rude and not customer oriented. My last experience was I had no hot water. It was during a windy time in L.A. The vendor Four Elements Plumbing, came out the next afternoon, gave me a hour ahead of time call as I'd requested to leave work, lit the pilot. That night no hot water. I called FAH and was told by the supervisor, Brandon **, ext **, that he did not deem it an emergency, even though I would have to take off work another day to deal with this.
Next morning I called Four Elements and was told that they were scheduled for the day and I would be able to get a 1-5 p.m. window. I explained that was unacceptable to me as I needed to get into work that day. I was told they would try. I went to breakfast and received a phone call that they were at my house. I told the rep from Four Seasons that I would be about an hour. He said no worries. When I arrived at the house they were there. It was three this time. They brought a supervisor. (For a water heater.) I tried to explain that I thought it was more to it than the pilot to which I received dirty looks and rude comments. Basically, mind your own business. And was also told that they can't just give me a new hot water heater, they have to go through the process. Okay. That's fine, I explained. But if a new hot water heater was needed, I'd like to upgrade to a tankless one.
They lit the pilot and I was told they were taking lunch. (REALLY?) They were gone for over 2 hours. I called their office and was told by their personnel that she would try to find them. The supervisor returned shortly thereafter alone. I asked him why he had taken over 2 hours to which he replied it was his time, and they had waited for me for over an hour that morning. I told him he was a jerk. He went into my backyard, came back out, got in his truck, made a phone call, and when I asked him if he was going to finish the job he told me no. Not today. I called FAH and after 20 minutes wait for a supervisor, explained the situation, to which he was unapologetic.
I requested my $65 back and was told he could not do that. I asked that my contract be terminated. He said he couldn't do that either. I cancelled via email this morning. FAH is a lousy company, with lousy customer service and lousy vendors. I'd rather take my chances and find my own vendors from here on out. I may try American Home Shield, but I'm wary of using any other of these programs after this. BEWARE!!!

I didn’t have good experience with the other home warranty companies, so I had to change and got First American. I have submitted a claim to them once and I definitely see some room to improve. Their claims representative were fine. However, they don’t have good vendors, so sometimes I have to get second opinion to make sure everything is safe and right. The vendors that they have didn’t want to take care of the problem. We had two vendors as a matter of fact. I had to call them after their assessment as I was not home then but I didn’t get any response and they never followed up with me, so it was very challenging. Nevertheless, I had one claim done and that was good.

I bought a home which had a one-year home warranty with First American, and I was satisfied with it so I renewed it at the end of the year. The claims representatives I have spoken with were very professional and polite, understands the situation, and very quick to respond. There was one particular technician who was there five minutes, and it took him longer to do the paperwork than get to diagnose the problem. He made an assumption that was way off and the problem still persisted, so I called again and they sent another contractor from another company of which I was very pleased with the quality of service.

We bought a house and the realtor gave us the first year of our home warranty with First American. I’ve done a lot of claims with them which I usually call in because it’s harder to do it online. First American is pretty good about following up within just three to four hours with the vendor. The only issue I usually have is with the vendors themselves. Sometimes it takes a while for them to respond. It has also happened that the vendors were unresponsive or decided not to take the claim and didn't tell me in a few days. However, my warranty works well most of the time. First American has replaced the appliances when they couldn’t be repaired and that’s great. I didn’t have to keep up trying to repair something which didn’t seem like it would be fixed.

I have put a claim about my refrigerator on the 3/11/2016 and I still don't have refrigerator. They send my claim to LA Appliance services and they take five days before they show up the technician. Said the problem was the door gaskets. So that was back on 3/17/2016 and it was five business days before they get the parts. So today is 3/29/2016 and I call LA Appliances and now they telling me the parts will be here until April 4 and the technician will be here between 3/5/2016 or 3/5/2016. So I call first American and they don't care.

I'm completely satisfied with the First American claim process and it works as advertised. I've done claims over the phone and everybody was friendly, professional, courteous and responsive. I've also done them online and I'm very happy that I got options there because sometimes submitting claims over the phone isn't always the best option for a particular incident. The technicians have always been concerned about getting the problem fixed right the first time and they appreciate a sense of humor. Initial phone call happens very quickly. They show up on time and I haven't experienced any problems with any of the service work we had with them.

I clearly have not had the same experience some of you guys have. I have had home warranties in the past and after having some health issues decided I was going to purchase one again. In fact, I purchased one on both of my homes. This company is by far the most expensive. They will be upfront about that. However, they say you are buying their great customer service. I understand that each company is different however when shopping please be aware that with this company they will not approve the service work immediately. With other companies, someone comes out, they diagnose the problem, call it in, get it approved, and fix the problem. This company does not do that. They require the company to come out, leave, send in a report within 2 days, and then if they approve it, they order parts and then come back.
This means that the consumer MUST spend at least 2 days at home with a tech. But more importantly it will be a minimum of 1 week and "up to 4 weeks" (if they have to get parts) to get the item fixed. The company has 2 days to call you, it took him 3 days to show up, it will take 2 days for him to submit the report, a day to get the parts (however, I was just told it will take up to 3 weeks to find a part and since it can be fixed they will not replace it), it takes another 2 days to get them back. Now this was a minor appliance. I guess I can live without a microwave for a month. However, what if it was a pipe leak, electrical problem, hot water heater, or worse an AC unit in the middle of our 110 degree summers?
As for that customer service you are buying... when I called to find out how and what we need to do to speed this up as I had to take a day off of work thinking we were going to resolve this today, they definitely did NOT provide good customer service. I was transfer 4 times and everyone told me they are so sorry, but this is company policy and can't help. Plus every time you are transferred you are put on hold for 10+ minutes. I am trying very hard to not sound like someone who is just complaining but, instead, I just thinking consumers need to know that this is a major difference from other companies.

When we purchased our house, the realtor gave us a year on our house with First American, and we continued to use them. The services are great, and I’ve no reason to change. I prefer calling them to submit claims and knowing it’s all done. I tell them what my claim is and usually within 24 hours, somebody will call me. The technicians they have sent were great, and I haven’t had any bad experiences. The latest experience that I had was when my garbage disposal went out. When the technician came out, I had a larger garbage disposal in mind than what he had, so he had to come back and redo it, but it wasn’t a big deal. The quality of work was great and done in a timely manner. I would recommend them.

We purchase a home in Apr. 2012 that came with a home warranty that would expire in May 2013. A home inspector observed that there was a leaky pump motor but it was working before the sale. After the sale the pump stopped working. We were charged 60.00 for the appointment. We contacted the Home Warranty Company and it becomes a pre-existing condition. The Home Warranty Company will not be accountable for the repair.
In November 2012 the Ac/Heater went out. We called the Home Warranty Company and after a week they sent out a Hvac technician. We were told it was a Pre-Existing Conditions again. They charged us 60.00 for the Hvac technician appointment and Home Warranty Company will not be accountable for the repair. We called another Hvac technician and paid 50.00, he fixed it that day. And it has been working ever since.
This is HUGE LOOPHOLE permitting the warranty company the choice of declining the claim based on the convenient Pre-Existing Conditions clause. The homeowner will find his word against the home warranty's service technician. Certainly, the homeowner will lose if the technician finds a pre-existing condition or other unforeseen situation, as the warranty company always goes with the word of their technician!

We didn't have as many problems but it was nice to have and it's easy submitting a claim. I just did it online. We've not had any issue with the technicians that came out except one. Reported a 40' gallon hot water heater failing to heat, and failure of the anode resulting in very strong hydrogen sulfide odor (rotten egg smell). First visit, not service done, plumber noted heater not hot, and odor, we paid $60 service fee. No repairs, not feedback as to why. Two weeks later after calling again was told it was not a warranty item. I complained a second time, told them the anode was bad and needs replacement along with heater. They sent the same plumber out. He then changed out thermostat. Heater may be working but cannot run long enough due to the odors from a failed anode. Called again. Was told smells are not covered. I explained that the anode is part of the hot water heater. The purpose is to provide Cathodic protection. When failed it generates hydrogen sulfide gas (odors).
First American Home Buyers Protection is not a reputable company. They are not willing to provide the needed repairs as outlined in their protection brochure or policy. I wish I could supply an air sample. No one can enter the bathroom if the hot water is run for 30 seconds. The odor lingers, taking several minutes to vacate using a fan. The representative said that the original plumber would not replace the anode, so if it cannot be done, then the unit should be replaced. Sending a second plumber out will do no good if they do not replace the anode. The anode is a $22 to 25 part, which can be easily replaced from the top.

This is by far the worst experience we have ever had with a company. Called Friday 3-18 at noon our time because our garage door had broken and would not always close. This happened right after I had a local heating company tune up our furnace. Heating company tells us that the heat exchanger is cracked and leaking carbon monoxide into the house, so of course they red-tag the furnace. Red-tag means that unit is unsafe and cannot be used. Rep was aware that we had NO HEAT when I called on Friday and was aware that garage could not be closed and therefore I was unable to provide my family with a safe warm place to live. Rep assures me that I will be contacted and someone will be out A.S.A.P. to fix garage door because we couldn't close it. I guess my idea of A.S.A.P. is different from theirs because 24 hours later my garage is still broken and I had yet to talk to a repair person.
I call First American back and they tell me that they don't have a company that works on garage doors, but it is covered... What? You couldn't tell me that when I filed the claim on the phone the day before? Ok, I figure whatever. Called and had a local company out to repair it at my own cost and have been assured that what I have paid out of pocket will be reimbursed via check 7 to 14 days after they process the claim form that I can't find to print out and fax the invoice along with the form back to them.
Now to the furnace... NO HEAT when I called in and filed the claim. It's cold out and we have small children. Nobody called us until MONDAY MORNING to get out to fix furnace. Remember I told the rep exactly what was wrong with furnace, that it came from a very reputable local service company. They send somebody out who spends almost 3 hours to verify that the exchanger was cracked and there was carbon monoxide coming back through the vents. Now he has to send a report back to First American and wait for them to approve the repair (replacement of furnace) Keep in mind that this is all stuff I had already told them. I could have easily faxed them the report and recommendation from the company we had service the furnace in the first place. Instead they waste time and do it this way.
Monday was day 4 with NO HEAT. Temps are in the 30s at night and mid 50s during the day. My house is FREEZING. After talking with them several times today I have been informed that it will take 24 to 48 hours for them to buy the furnace and another 24 to 48 hours for them to ship it to their contractor to install it. We have another 2 to 4 days with no heat. Today is day 5 with no heat. The only answers I get from their "Customer Service" are them telling me to be patient and "we will get to you when we get to you." I was hung up on, placed on hold for twenty minutes waiting to speak to somebody. All I want is a working furnace so I can keep my family warm. Is that such a terrible thing to ask for? Apparently it is if you are dealing with First American.

After 10 days my wife called to request answers and eventually appeared (after three calls and refusals to connect to supervisor) that required detail was not ordered. I waited with patience till Tuesday 3/22/16, the contractor didn't get the part YET after 5 business days passed already, so called to First American to check what is going on.
The representative told me that no one didn't see the online order for the broken part, so he just submitted the order for a process! NO ONE CHECKED ONLINE ORDERS FOR MORE THAN A WEEK! And now I have to wait additional 5 business days to get the part, and I have two kids at home and a lot of laundry! I requested to be transferred to the manager/supervisor, was on hold for 46 minutes, and then they just hanged up the phone. No manager to answer the phone, no solutions to resolve their mistakes (like to send the part by next day shipping), nothing... I think they hoped I will forget about the claim and will not call to check the issue, so they can save money by not ordering the part. Such a poor customer service. Would not recommend to anyone.

First American was the warranty company for the house that we bought in California. They had the same coverage with other warranty companies but their yearly rate and service charge were much less. The only problem is when I called them this morning, I was a little bummed because they upped their service fee from $75 to $95 in Virginia but they said that's because they're choosing higher quality people who are doing the work in Virginia, which I understand. It still didn't make it as wonderful but other than that, I'm very happy with it. It's come in handy and I have recommended them to other people a lot.

The convenience of having a warranty seems better than not having some type of protection at all. We were told about First American by the person who sold the house, and First American's response had been great. I called several other people and couldn't even get a call back. They didn't tell me exactly what they do. But with First American, the person who picked up the phone talked to me like I was already a member.
When my air conditioner went out one summer, it took forever for someone to get out. The person said that they can't go out until 3 three weeks, but she said she was going to expedite things and someone came within two days. The guy who came was the same guy who fixed my dishwasher and he did a wonderful job. He is personable, and explained everything that was happening. He gave me some suggestions of some more things that I needed to get fixed around the house which he didn't even have to do. He asked me if I wanted to go ahead and look at it and when I said no, he told me I could do it myself and told me what to do. The last time I called was about the garage door. They sent me a company and the company didn't work out. So they sent another person out to have it done. I’ve always been satisfied with all the work that everybody that First American sent out to us. I would recommend them all the time.

I have First American since I bought my house and that's some 14 years. At the time, I was really young and my agent said that this was the best way because if I can't fix something and I'm in a budget it can cost me. It was $40 for a service call back then so if anything ever goes out, it's going to cost me more to have a particular person come to my home. First American also gives me the peace of mind that I don't have to pay an arm and a leg to get something fixed and repaired. And the company has surprised me. They've replaced things and I love it.
It's much easier to submit a claim with them now. I'm very old school because I still call although I know there are other avenues. But even if I call, they're still quick so I like it. The reps are very nice, polite, understanding and cooperative. First American also takes responsibility for the people they send out. The technicians have been great, and the ones who haven't been, I never see them again. I love the way they take responsibility for cleaning stuff they have done and they're quick and ready to go. The quality of their work is also very good. I'm very happy with the company and I enjoy their service and how they work. I've stayed with them because it's been a great experience. I recommend them to everyone I know and always tell them, "Hey, if you don't have it, you should get it".

When we purchased the house, we got a three-year warranty on the house and it was about to expire. It had helped out as far as ACs and water heaters breaking, so we decided to extend it. Submitting claims with First American is easy. They're always nice and straightforward. Depending on which company was coming, our experiences with the technicians vary. I've had technicians that show and I've had to cash out on one of the claims where they gave the rest of the money so I could fix it myself because the technicians were that unreliable. And then I've also had really good technicians. It would be nice if First American have a well technician in the valley.

We've had to use First American for 3 separate claims on a home we purchased in 2015. The first claim took more than 3 months to complete, without determining the issue. We've had two additional claims that are currently pending. The contractors assigned lack professionalism. They promise to be at your home at a certain time, yet have failed to arrive on time. They do not call or notify you when they are delayed. It has taken several calls to their customer service and the issues have not been resolved. I will not renew my contract with them or refer them to anyone. We have not seen the benefit of having a protection plan.

I've been with First American since 2010. Their rates are competitive. I usually call to file a claim, and sometimes actions took a little longer and I wanted for it to be completed. But in the long run it worked out well. The last repair was very topnotch. First American gives me a little peace of mind knowing that I can call and get most of the major appliances, furnaces, water heaters, and others taken care of without much of a hassle.

The previous owner of the house used First American so I kept it up. So far, I’ve been satisfied with their recommendations when I called and asked for what should be done. It’s easy submitting a claim. I call and usually the same day the contractor calls me back. Their reps listen to me and give me the information to call the individual. They do follow up too. Their technicians were all very professional, informative - the whole nine yards.

I've been in my house for 28 years and have First American all along. I absolutely would not change. It doesn't matter if it's a problem with the pool, the washer and dryer, the stove or the refrigerator. I don't have that worry who to call and how much it is going to cost. They take perfect care of me. I would call them and they'd send someone to come. That person calls me, makes the appointment, and everything is taken care of. If it's not repairable, they replace it.
Everyone they sent out has been good except for the last plumber. He was horrible. He said that the problem will cost me $7000 but I didn't believe him. I ended up calling another company and paid them out of my pocket - they took care of the issue. I called First American and let them know what happened and they got part of my money back. So, it was good.
Thank you for being a loyal customer, Donna.

Last January, our heat pump wasn’t working and it was cold in the house. I called First American and all I got was a recording. The automated recording asked what the problem was and I said, "No heat, no heat" but the system could not understand me. It finally said that it couldn't find anybody and to call back the next day. I was not happy but I can understand because it was cold and there were people that have problems in the cold so we had to talk to the computer but we don't want to talk to a computer.
We had to go out and buy a wood stove, so at least we'd have some heat. We had the fireplace then the wood burner and it got warmer but not much. I called back the next day and it said, “If you don’t hear from us within 24 hours, call us back.” So I called back the next day and they answered, gave us a work order number and somebody showed up the next day. They needed some parts and got it fixed. We went two and a half days without much heat.
Last week we had a water leak in the basement. I called them and they came out the next day. The turnaround time was much better this time. Their reps have been courteous and friendly but I don’t mean to be nasty or prejudiced, but they need to get people that speak English because I can’t understand some of them. The technicians who came out have been courteous and very professional.

We had 2 different repair people look at the system, one from First American and an independent. It was a 50/50 situation as to whether to replace the heat pump or repair it. I am satisfied with the result. We had it repaired. It was an older system that was easily repaired and lent itself to repair (I'm too lazy to look up the name or the system). We had a separate case with another home we bought and the ease of the situation was not good. We ended up doing the repair ourselves.

We submit our claim via FirstAm's automated system and it's sometimes difficult to get what's the real problem because it has all these certain options which we can't tell. But if it's with some agent, then we can talk clearly what's the problem. The technicians that came to our home were friendly and answered all our questions. However, I had a problem with the technician last time for my heating and cooling. They checked everything and it was not fixed so I had to call them again and the timeframe they provided was a little longer. There was no heat in the house and I had to suffer in the cold. But then, it was all good and okay. That was my first problem with them. Other than that, I like the service that First American provides that's why we've been with them for six years now.

But as soon as that was discovered, they were out there the next day. With that one exception of not finding the second leak, their work had been excellent. I will keep them.

I've had First American since 2008 and stayed with them for years because whenever I have to call them, they come out and I don't get a big headache from it. I call and tell them what's wrong, and they come out and fix or replace the unit that's not working. When I first moved into this house, I got the home warranty established on it. A week or so later, the water heater went out. I wanted a bigger water heater and they sent me a check and said, "This is how much we're gonna cover. You go buy whatever it is you want." At the time, I had nine people living in the house, with four bathrooms and two kitchens, so I needed a lot of hot water. So I went from a 45 gallon to an 80 gallon water heater.
But sometimes it takes a little longer than I would like to get things back to normal. I had a refrigerator in my kitchen that was out of commission for a month and I wasn't happy about that. And then the people that delivered the refrigerator were not the people that were supposed to install the refrigerator. They said they couldn't bring the refrigerator into our house because they're not allowed to take it out of the box, and because of the size of the box, it wouldn't come through the door, so it has to go in our garage. I said, "Fine, I'll take it out of the box," but they'll have to put it in the house, not in the garage. Finally, they took it out of the box but by then I was upset over that. Then it took almost a week for the person who puts the handles on the refrigerator, puts it in place, and hooks the little water pipe up to the back to come out.
And I've had two refrigerators that have been replaced by First American, and both of them took from a month to a month and a half to get back in running order. That's ridiculous! The first one was my garage refrigerator. There had been an electrical fire in the freezer compartment and the guy came out, took the ref apart, and then said, "I'm not putting this back together. You can't use this refrigerator." The refrigerator part worked fine, but I said okay. But the ref was left all torn up for a week and a half.
Then the home warranty called and asked me to measure where the refrigerator is going. I said I don't need to measure it since the size of it doesn't matter, even if it's different. But they insisted that I needed to measure, so I did a fake measurement to comply. When they actually came out and delivered the refrigerator, they brought a whole different refrigerator because they couldn't come up with the size that we had, so they had to go with the next size bigger. It was frustrating because it was a month and a half that that refrigerator was out of commission.
When the third refrigerator under my warranty wasn't working, the guy came out, walked in with the part and replaced it, and the refrigerator worked fine. I'm glad he replaced the part. But the refrigerator is very old so eventually, it's going to go out. And then, we might have to again deal with a month and a half without a refrigerator.
So I think First American needs to do something with their prioritization. A refrigerator is an essential piece of equipment in the house. It keeps the family's food. When it's a kitchen refrigerator, there should be a priority to it, but First American doesn't seem to think so because both two out of the three refrigerators that I had worked on were kitchen refrigerators. My mother and father-in-law lived downstairs in our house. They're all my appliances and covered under my warranty, but it's her kitchen, so she had to come upstairs, go out into the garage where the spare refrigerator is to get to her things, and that's not convenient at all.
They eventually did replace one of the refrigerators and fix the other one, but it took a week or more to get a technician to even come out and look at the refrigerator. I asked the lady rep if they had a date sooner than that, and she said, "No, sir." So they need to put a priority where a service technician comes out in a couple of days to fix the refrigerator if it's completely out of service and not cooling. I was trying to tell that to the rep on the phone and she said, "There's nothing I can do, sir." I've got one refrigerator left that's old and hopefully I don't have to replace that one for a while.
So those two instances with refrigerator problems were terrible. But they've done other things where they've been good and either fixed or replaced the unit right away. In the last house that I lived in, we had a problem with our dishwasher and the guy came out, looked at it, and said, "This is broken. We can't fix this," and a week later, we had a new dishwasher.

Since November of 2015, I've been with First American, and I’ve only submitted one claim, which is for a refrigerator. It was fairly easy and the technicians were rude. They broke something and they said it was because it was installed incorrectly. And because they say it was installed incorrectly, First American said they’re not responsible for fixing that and neither is the company. I had a friend do it exactly the way it was and it's working fine, but I thought it was pretty crappy.
First American sent one company who said the issue was with the compressor, but they don’t work on those. They then sent another company to replace the compressor, and the technician said it’s the motherboard and not the compressor, so they brought a motherboard, put it in, and then said that I need a new compressor. I told him that it was what the first company said. He said he wasn’t able to tell that until he had power. It didn’t have power and I asked how was he able to say it didn’t need it if it didn’t have power. He was idiotic, was making things up as he went along, had an attitude and I didn’t appreciate it. Overall, my experience with First American was okay, but I never want that contractor company in my house again.

When I bought a house years ago, I was offered First American Home Buyers Protection. Years later when I sold that house and bought another one, I signed up with them again because they always came through. I’ve tried doing it online, but that takes longer so I generally make a phone call and their claims reps have been very responsive. All has been good with their techs, too and I’ve never been disappointed with the quality of their work.
The only experience, out of a dozen, that I was really disappointed with happened about seven or eight years ago. My oven went out and it took about three months to get it repaired. They were waiting for a part which took them a very long time to get. First American wasn’t willing to buy me a new oven so that was very difficult. They offered to give me a hot plate but that’s not the same as an oven. But since then, everything’s worked out fine and quickly. They even purchased a new microwave for me and I was really happy with that. First American is very dependable and I’m glad that I have it. I’ve even recommended it to friends.

They have a company call me, give me the number within that day, and tell me how long it will be. Everything always goes real well. I never had a technician that wasn't nice or that didn't finish the job. We’ve had an air conditioner and refrigerator replaced. They didn’t give us any questions after the technician called them that the repair would be more than a new one and the air conditioner could not be repaired. When we bought the condo, we had asked for some things to be replaced, and they bought a warranty from First American for us instead. We had some good and some bad experiences with submission of claims. The good, there is a phenomenal employee who can get things done remarkably well. Normally when we call in, they will say they'll get back to us, and they don't necessarily do so. But when I give this employee a call, someone gets back to us, and that has been great.
One of the other issues that I have is that First American tends to go with the Sears repair as their first go-to ones, which we've had nothing but bad luck every single time. We had a dryer they had to come in on, and the first time they came, the guy explained something, said that he wasn't going to touch it, and then left. We called again and then they sent somebody else who looked at it and didn't do anything. So they called another technician who started making a list of things that needed to be done, and ended up replacing it.
Also, with Sears, they always call me, and not my tenant, even though I gave them my tenant's name and number so they can arrange for things. Then they'll just make up their own time as to when they're going to send the repairman even if I don't have anybody available for that. I live in a different city, so it's not always easy for me to get there. The quality of the work has been good, but my exception has been Sears. Usually it will start with Sears and then they will give up, and someone else will come in to take care of things and get it done really well. We had Bob's Appliance do a great job for us. A plumber also came in and did some stuff for us. Sears has been my only objection. Overall, it's good, but have patience.

The lady that sold us the house back in 2001 has First American and she talked about how it worked and how convenient it was when something breaks down. It'll be a lot cheaper to go through an insurance so we decided to get a warranty. I've had a few bad experiences with them as far as the contractors they have. One was with LA Appliances. For a whole year, they had me round and round with my range. They're not local so we have to wait two weeks for an appointment and they were very rude. They ruined my Thanksgiving, my Christmas and New Year. They never got the range fixed. So I went to somebody else and they told me there was nothing they could do but replace the whole thing.
My second bad experience was with the swimming pool equipment. One guy came out and told me that I have to redo my whole electricity when it really wasn't the issue. Finally, somebody else came and they realized that the pump was no good. So they replaced the pump, and everything's working fine ever since. I spent $180 out of my pocket getting another pump, and I also spent $600 on running new electricity from the main box to where the pump is at. I called to try to get reimbursed and their staff said they never authorized it, so there was nothing I was able to do. But so far, the quality of the work has been okay.

First American isn't as bad as all the reviews, although their services are not always good on average. I've had some bad experiences with some of the companies that they contract with, but it eventually gets resolved. Also, I like the fact that First American doesn't continue to charge me for the same issue that's not resolved. I file a claim online, and it's good. However, I wish there were more options to make a choice, as opposed to just getting whoever is next on the list. But the process itself is very easy. The techs have been very good, professional, and informative. I've only had maybe three bad experiences.
I had an issue that took me several times to resolve. I had an arcing transformer on my electrical box, and various options were provided that didn't address the problem at all. It was very scary, and no one caught that until the third electrician came in. He immediately said I've got a problem where all the switches are, and replaced it. Everything has been fine since then. I think about this issue that might have caused a fire, and I'm really unhappy with the first two electricians who said there was nothing that could be done about it and that it was to be expected. That was the bad experience. But, it ended good. I've had that on a number of occasions, with the few little issues that I've had, but the problems were resolved and I was very happy with that.
Hopefully in the future, the ability of the insurance to weed out the bad service providers gets a little better. I know they can't do that a lot, especially if people like me don't say it. Overall, it's been very easy, convenient, relatively inexpensive, depending on the issue, and I'm happy. I not only went ahead and continued the policy for the second year, but I also added other things to the policy because I was so happy with the service I got.

Submitting claims to First American is fairly simple, however, getting them or their contractor to call us back seems to be where the issue lies. Most times, we get an email that says the contractor will call us within 48 hours, and it takes right at the two-day mark. Like this past time, our AC went out and we didn’t have any heat; two days without it with a brand new baby is super tough. We feel like the 48-hour thing is a bit extreme and that needs to be addressed. Suppose with anything, if it’s bad enough to where somebody’s calling to get warranty work done, it’s a big deal. But on a good note, the technicians have all been standup guys, super honest, and very detailed. The quality of their work has been real good. We weren't sure about some of the aspects of the house we bought. It was a move up for us and there's a whole lot of things that we weren't used to managing, and we thought that the extra expense per year might be worth it and it turns out that that’s been exactly the case. It's relatively easy to submit a claim to First American. My wife is usually the one that calls when we do have a reason to call, but she hasn’t experienced any kind of difficulty at all. The folks that are working on the other end and providing the service under the umbrella organization have always been timely. All of them have been professional.
The technician listened to what we described as the symptoms for this or that item that needed attention. We had a couple of service calls on the central heating and air unit so simple repairs were made. We never felt like we happened to do anything that wasn’t called for. And the biggest benefit to us this year was that the service technician was able to put the faulty unit in an emergency mode in order to provide us some heat and comfort, which is a step above and beyond. It was greatly welcomed but I knew what he was doing and really helped us out. The replacement unit that was installed earlier this year is working without any trouble. We're quite happy with First American and we've recommended that other people look into it because it has been a blessing to us.

We have held a First American Warranty for three years in our current home. Often we have had trouble getting a prompt response to send out a vendor - plumber, heating expert or otherwise. However, our current situation has extended well beyond unacceptable to Kafka-esque levels of incompetence and ludicrous non responsiveness. Simply put we have been without a functional oven for over two months (initial claim filed January 12, 2016). As a family with three small children we rely on that oven. And First American has STILL not sent an appropriate technician with the right part to fix it. I don't even know where to begin with all the problems.
First of course are the interminable wait times when calling, a routine 30-45 minutes on hold. We've even been hung up on twice which means we have to start over (they never take our number like other companies service centers). I'd estimate a total hold time of over four hours for this one claim. Second, even after explaining the issue it still had taken over a week for First American to send a technician. Third, even when we've warned them that our oven requires a non-generic custom part they haven't ordered it. Fourth and finally, they have sent out ill equipped technicians three times despite our repeated instruction for a specialist with the custom part.
And after all our calls and pleas (and even their acknowledgement that the claim must be addressed) there has been zero urgency from First American to address the fact that WE HAVE NOT HAD A WORKING OVEN FOR TWO MONTHS! I'm truly exasperated by this level of negligence and cannot wait for my term to end to switch to a different vendor.

With regards to their technicians, the one who did the plumbing was quick, efficient, in and out pretty much and did what he had to do. The sink started working, it wasn't backing up anymore. But, I had an issue with the one who came to fix the dishwasher. I requested for him not to come back to our house and they sent a different rep to fix the dishwasher. Other than that, it was fine. However, their claims process is a bit difficult for me. They sent me a book before however, when I cleaned up my office and moved paperwork and stuff around, I couldn't find that book. I didn't remember what their company name was. So, it took me quite a while to get a hold of them.
I looked at my contacts on my cellphone and there was home warranty. I called and it turned out it was the home warranty I got in 2010 when I first bought the house which I let it go a year after. I did some more looking and I found another home warranty and I tried that. And luckily enough, I found the right one. Had I not done that, I don't know if I could have ever contact them again because I never received an email. So now I got a backup plan if I can't find the book that they mailed me. I would make a folder and put everything with their company in that folder. And if anything ever happened that I had to get a hold of them, I could go to that folder and pull up their phone number and call. I'd recommend them in a heartbeat.

They came, looked at it and ordered the new part. And in two days, I had my hot water back, so that was fast and easy.

I’ve had a couple of claims and they both seem to go very well. I called up and got the call messaging system. It verified that I had the right address and then described the type of claim and recorded it in. Then the person who was gonna take care of the pool or the air conditioning would call me back. Both technicians they sent seemed to be very knowledgeable and were able to take care of the issue. Everything seems good, the functions are back to normal. It’s been great and I would recommend them.

I had American Home Shield on my other house but their service started getting extremely bad. It went from good to mediocre and then to extremely bad and I ended up cancelling them after 15 years. So when I moved, I got First American when I purchased a home about nine years ago and continued it right along. I've submitted three or four claims with them and never had a problem. Everything's been done beautifully. I get a call back from the people that are going to tell me when they're coming.
The reps and technicians have been very nice. They come out and do the work right the first time. In fact, the last guy who had come over here got inside the unit itself and looked around. We turned it on and he checked to make sure there was no leak on it. I had them come out once that had to do something with my stove where the guy was able to identify the problem and fixed it within 20 minutes. Also, I've never had anybody come out with a bad attitude and they don't overcharge me or try to sell me stuff that I don't need which is a big plus in today's world. They've also been very cordial and know what they're doing. I'm very pleased with First American. It's been a very good experience all the way around.

They said contractor will call in 48 hours but nobody called us in 2 days (Friday and Monday, I didn't count weekend). I called the contractor on Monday, nobody answered the phone again. Then I called the home warranty. They said it should be 72 hours instead of 48 hours. So, I wait one more day. Called contractor, nobody answered. Called home warranty again. They sent a note to contractor.
Next morning, contractor called me and said they didn't know until saw the note. Since the contractor is only working one day per week in the area, the earliest they can do is next week. I called the home warranty to see if they have another contractor in the area can do service early but they refused to change contractor, and said will try to call back us in 2 days. So, I am still waiting right now. Water is leaking in kitchen for a week already.

First American's claims rep is always friendly and helpful. They're great people who’ve always been there. They’ve been reliable and they work fast. When we have a problem, we get things fixed pretty quick and it only costs us about $50 at the shop. However, there was one problem where the technician screwed me and First American didn't do anything about it. I was going through chemotherapy for cancer and we had a problem with the air conditioning. The guy came out, said "this is what needs to be done" and came back out. Apparently, he didn’t do it. He just worked a way around it. Said we needed to have a new concrete pad underneath the units outside because they weren’t high enough. We said we don’t need it, but they charged us for it anyway.
We had another problem later on and there was somebody who came out and fixed it. And we had another problem and a different company came out and said, “They didn’t do any of that stuff. You need to get your money back.” Then we called First American and they said, “Well, the technicians said they did and you say they didn’t.” I got stuck holding the bag. On Superbowl Sunday my oven locked and would no longer open, turn down or turn off which I was told could cause a fire and needed to be looked at right away. I called the warranty company and they sent a tech out who determined the motherboard was fried and the part was no longer available for purchase. They recommended not using the stove until it was fixed/replaced. It ended up taking 3 days before the tech even sent in my paperwork so we could move forward with the replacement. American Home Warranty then sent me a link to view and accept my replacement.
I called the Warranty company and specifically asked if the unit would fit. The operator from American Home Warranty assured me that it would fit as they base the dimensions off of the old unit. With that in mind I accepted it as we have 4 kids and being without a stove/oven for even a day is very hard, hence why we have a home warranty for "Peace of mind".
Sears dropped off the new unit on the next Saturday, and the tech came to install the unit on Tuesday, February 23rd 2016. They removed the old unit from the wall and measured it, only to find out it was 29 1/8 in width, not 30 W like the prior technician had stated and put on the work order. The tech then told us we need to pay him $325.00 in order for him to cut the counter and make the unit fit. I have made several calls and talked to several supervisors at American Home Warranty and they all refuse to replace or pay for the unit installation saying they are not responsible for modifications. We are a family of 2 adults and 4 children with a brand new stove in the kitchen that the warranty company I thought was suppose to give us peace of mind refuses to replace the oven with a model that fits, or pay for the installation of the new unit.
I have never been so disgusted about a company. After calling more supervisors I was told by Mario (employee **) that he was as high up as I could get and that I am on my own for the installation cost associated with replacing the oven they shipped to replace my old unit. I will not be renewing or giving this place a dime as I feel like I was scammed and they did not resolve my issue nor care to discuss it with me anymore. I feel the company is trying to deceive people into adding more work for their contractor's "Custom" work, which would not needed if they sent the correct size which they had known from the original unit. I am not an appliance man, nor do I want to unplug, disconnected the unit from the wall as I'm not versed in that line of work.

My HVAC went out 12/20/15. It's now 2/20/16 and we are still sitting without a working HVAC. We waited two months for the technician to order a part that they told us from day one they would not be able to locate. I pushed FAH continuously to try to find the part themselves but they refused. First citing that they did not have a part number and then telling us that the technician never communicated. They were not going to be able to find it. None of it makes sense - why do you need the part number only to sit on it for weeks?
When I finally asked to be transferred to a supervisor, they suddenly decided to order the part (which came in less than a week - so we waited for 2 months for nothing). I still asked to be transferred and was hung up on. So the part comes in and is installed (I guess). The technician tells me that the problem was misdiagnosed. After 5 visits, it is a leak and not the part (or at least what the prior two techs did probably made the part go out). I've now paid several hundred dollars to have nothing work. They assigned a new technician who has not contacted us in a week. I get a call every Tuesday (like clockwork) that says nothing. I will be canceling after this finally gets resolved. My fear is if I cancel now, they will find a way to not fix the HVAC. Stay away from these warranties - nothing but a pain.

It was a holiday and as soon as the holiday was over, we got a call from the contractor and they came out and fixed it. We were very happy.
Their rep was very nice and helpful. She did put me on hold to research when I called and said, “You know, I didn’t get to call back within the end of the business day...” Then she came back and explained to me everything. And the contractor was very knowledgeable, very nice and personable. I'm very satisfied with his work. Our experience was excellent.

On several occasions submitting a claim to First American has been pretty good, but on one or two occasions it was absolutely terrible. It took over a month and a half to get our cooler fixed during the summer. That was a year ago. They kept arguing over whether or not to fix it or replace it, and they finally put new parts in it. They had two different outfits that’s come out here and they look at it and leave. And somebody else has looked at it and left, and nobody would do anything. They're also more expensive than a couple of companies that I have talked to some friends about. But First American's people on the phone have always been nice and courteous, and in my most recent experience, the guy took care of business like he was supposed to and fixed whatever needed to be fixed and left.

WORST COMPANY!!! I have filed one claim with this company and it has been a nightmare. I have a barely functioning cooktop that they have said they are unable to repair. My current cooktop is a JennAir, a higher end appliance company, as evidenced by any of their new appliances on the market today. Unfortunately, the repairman sent out to service my cooktop was unable to find the serial number and therefore no parts can be ordered. The offered replacement was the cheapest (and worst looking) possible cooktop. According to this company, they only need to match the number of burners, color, and BTUs (which is also not determined because they do not have the serial number). Additionally, they will not install the cheap new cooktop because they don't cover any of the auxiliary problems that arise with installation, like making sure the hole in my granite countertops is the right size. That part is my problem.
After speaking to an installer I learned the cost of installation will be more than the cash option offered by First American. It's a racket! The amount offered just happens to be the same amount as the insurance cost me in the first place. If my car insurance company worked like this and I had a BMW, would they be able to replace it with a Kia because it has 4 wheels, a steering wheel and it's white??? The purpose of insurance should be to cover the value of what you have. It should not be to replace it with the cheapest piece of crap on the market and run off laughing all the way to the bank! I would rather they just fix my old appliance. It is not the fault of the customer they are unable to do so. I would caution anyone thinking about purchasing insurance from this company. Perhaps another company is more honest. I will be filing a complaint with my state regulators.

When we bought our home, First American was on it so we kept it. Their claims process has been easy. We just call over the phone, tell them the problem and the next day, somebody calls us to schedule an appointment to fix it. We had no problems with their claims rep as well. When we called the company, they were really nice. So far, the only claims we had were the garbage disposal and the washing machine. It was an excellent experience with the former, but we’re having a little problem with the company that First American hired for the latter. The washing machine has been broken for over a week and the one who’s supposed to be taking care of it is somewhere else.
He came to the house for the first time over a month ago. He fixed the machine and said, “You have a year warranty.” We were not happy with that fix and the technician, though. We didn’t hear from this person at all until we made a couple phone calls and left messages. Several days later he called and said it was going to be two more days before he could come to the house. And then he had to order the part and it took over a week to get it before he could fix the washing machine. I’m 69 years old and I have to wash clothes every two days which is hard. Then three weeks after the repair, the same problem happened and now, we can’t get him over here to fix it. We’ll be calling First American this morning to tell them about it.
Overall, First American has been a good company and we haven’t had any problems with them, but we had a bad experience with the technician that they sent over the house. That’s not their fault, but they need to be stricter to make sure the customer is happy about it. They should make sure the contractor calls the customer in 24 hours and say, “Hey, I’d be there in three days or in four days.”

The technicians that worked on our furnace were courteous, professional and knew what they were doing. Then there's an icemaker in our kitchen that we're having issues with. I'm glad that he could help me out. I liked that the contractor out of Decatur, Alabama contacted me and said he was going to be there at my house at 9:00 that morning, and he came in ahead of schedule. And a lot of contractors will do that - they’ll call you the morning up and say, "can you try it about afternoon,” even though you’ve already got time and taken off work. And, on a scale of 1 to 10, their work quality is absolutely a 10.

After a couple of days of posting this review, another technician was send to fix the issue, and the issue was resolved satisfactorily. I would consider four days to be slow for fixing urgent request like partial power failure. But based on their later explanations, there were a couple of calls I missed from them, and this communication delay might be part of the problem.
Original Review: Feb. 2, 2016
The service requests takes random amount of time. Sometimes it is first day some other time you will never hear from them. If you call them, you will be in line for 10-15 minutes for a service representative to answer. Though this may be fine for minor issues, very unhappy with an urgent request (for electrical system which shut down heater and refrigerator) for fixing the electrical system. After raising an emergency service request and many days of calling them it takes many many days (3 days, two business days, no-one showed up so far) for. Even the service providers they assign the request, do not answer the calls half the time. You will be much better of calling someone by yourself than paying FAH and being treated like they are paying you instead.

On 11/23/2015 I contacted First American about my microwave. The very next day the contractor came out, and said that he would have to order parts and would be in touch. He accepted the $65.00 service charge and that is the last I have seen of him. After contacting First American numerous time and not hearing back from them, except to tell me that the contractor would be in touch with me, I continued to wait. I finally talked to the contractor in December, and he said that the parts were back ordered and it would take approx 3 weeks to get them. Wasn't too happy to hear that, but I dealt with it and waited for his call. Three weeks, four weeks, five weeks, still no call, left messages, not returned. Contacted First American, didn't hear back. Wrote a letter to the main office, didn't get a reply. Reported them to BBB, and that's when I FINALLY heard that the contractor had received the parts and would be contacting me. Not True!
Waited another 2 weeks, finally got a call from the contractor and he sent out 2 of his employees to repair the microwave. Worked on it for about 90 minutes, then turned it on and it was doing the same thing that it originally did. They contacted their boss, Chris, and they put me on the phone with him. He said that they would have to bring the microwave into the shop, which made me very nervous as I didn't know if I would ever see it again. He said he would contact me the next week to bring it back. Fast forward to 2 weeks later and I still hadn't heard from him, nor First American either. Left him a message, no return call..
Today I texted him and asked him what the problem was. He texted me back (guess he was afraid to talk to me in person) and said that the microwave couldn't be fixed, that First American should replace it but that he was out of it.. done. Thanked me for being patient (as if I had a choice) and that was that. I have called 3 times to their claims department, left messages, two today and still haven't heard back from them. So, as it stands now, I don't have a microwave, and First American sure doesn't seem to care one bit. So, my suggestion, if you're planning on getting a home warranty program, look elsewhere, as they have horrible customer service.

I haven't had any issues with them at all. I had a technician come to my home last year and I told them I didn't want that guy back in my house. He wouldn't have enough sense to plug it in when the unit works, less work on mine and I told them from here on out that if that was the only contractor they had to do heat and air conditioner, I didn't want their service.
I had some issues this year and they sent me another guy. He was really good and I didn't have any more issues with him. They make sure that everything was right. I have been a customer for 17 years across 4 different properties. I filed a claim for a light in the bedroom. We received two different calls from First American. My wife received a voicemail saying since it was connected to a ceiling fan it was not covered. A different representative called me and said that they did not have any providers in my area and I would need to call a local one, pay them and submit for reimbursement (which implies coverage). Today I called, was told light kits were not covered. I told them I was not an electrician and did not know if it was the light kit or not. I told them to send out a provider so I could determine if it was something that was covered or not. Was put on hold for an extended time. They came back and said they have no providers in my area.
I then called the electrician they had sent out before and asked if they were still doing work for First American. The company is Universal Electric Inc., Grandbury Texas and they said that they were still a provider. Conflicting information and lied to about providers. I pay them over $1300/year (have their top coverage offered). If you have the most inclusive policy, they are not honest and they don't cover a light in the bedroom because it's attached to a ceiling fan. Beware of what you're getting into. The first technicians that they called were very arrogant and said they’ll take two days. I had a water leak and possible molds, and called back First American and told them. They said they'll get me another technician, which they did, and they were much better. It's been awesome. However, the company should give some sort of a premium to people who recommend their service. My dear friend has a home and she’s not happy with her homeowners. I would recommend First American to her, but I don’t know if I want to do it or not. On Tuesday 1/12/16, I got a call from First American saying that they had to replace my furnace and told me how much it would cost. I agreed to the price. That next Thursday 1/14/16, I called the contractor to find out how it went. He told me that he did not receive the furnace yet. I called first american and they gave me the runaround and said they would find out what was going on and call me back. No call. Monday 1/18/16 the contractor got the furnace. I asked him when they would be there to do the work. They told me maybe Thursday the 23rd if they don't get any other service calls.
I have to mention that the weather at night since this furnace has been out has never gotten over 20. I told the contractor there is little children in the home and we need heat. The contractor also said that "if this bad weather moves in I can't promise you anything." I called First American and told them what was going on. They seemed to care and said they would get on it and call me with results. No call. Today is the 25th and still nothing. I finally got a hold of the contractor and he told me maybe this Thursday or Friday the 29th he would install it but there is a screw up with the electrician. I have been with first american for over 5 years. This is beyond unacceptable.

Working with First American has been great. Submitting a claim was pretty easy, although registering online and trying to get all the paperwork in order was a little difficult. But getting the claims processed was good. The technicians did a great job. They explained what was going on, and they were very friendly, helpful, and efficient.

My appliances are getting older and they're gonna start breaking down so I thought it'd be handy to have a home warranty. I went with First American because they were inexpensive. Submitting a claim to them has always been quick and satisfying. The claim representative is always very pleasant, helpful and makes sure that I get somebody dependable. The technicians that she sends to my home are always quick and I'm very satisfied with them. I have no problem with the appliance after they leave.

I've always had a home warranty since I've had a home. Even back as far as I can remember when they first became available. I had good experience with First American Home Buyers. I can either call or go online to submit a claim and it's easy. I did it online the last time. n the phone, they contact me back and take care of me. Through online, they usually send emails. I've never had a problem with them contacting me right back and with the technician that they sent to my home. The claims representative is professional and prompt.

Our furnace went out. They sent a company out who did an estimate to replace the unit. The contractor told us one thing then told the company another. It was going to cost us $1868 is non-covered expenses to get the unit installed. When I asked for a 2nd opinion because I didn't think the repairs or modifications not covered were truly necessary. They refused. So we opted to take the cash out option where they were supposed to send me a check for the amount of the furnace and install with the supposed required modifications. 10 days later after we fronted the bill to get it installed since temps were in the 30's they told us they were sending us $658.
I find it VERY hard to believe a furnace can be bought and installed for $658 considering we went with the lowest bidder and the install alone was $800. The furnace at wholesale price was $2000. My guess is that they pay their contractors such low rates that the contractors have to find a way to recover the $ and bill the homeowner. We would have done better to save the money spent on the premium and just paid for repairs ourselves. Ridiculous.

The home we bought wasn't a brand new home so we decided to get a home warranty. We went with First American because of the price. We've had nothing but good experiences with them. When I submit a claim, I either call them or email them, and they get right back to me. They've been very good and we've been very pleased with them. One of the technicians they sent was not good and we asked them to never send that technician again. The quality of the work has been good except for that one experience. Other than that, we're happy with them.

First American is excellent. I had it from my previous housing and I carried it over to the house I'm in now. I would recommend them.
