Shortly after I wrote my review on Consumer Affairs I heard back from Tera at First American. She was so kind, polite and quick at resolving our issue. We received a check of 1/3 of the cost that we spent on the pool pump. (That would have been there cost) Thank you First American for responding.

First American home warranty has been the absolute worst company I have ever tried to deal with. Our pool pump went out on us the first month we had lived in our home while we were out of town… The service company they are contracted with (Aaron pools) never called. We had to take the matter into our own hands and have our own pool guy come out and take a look at it… After finding out that the pool pump was shot he replaced it. Like I said we were out of town and there wasn’t a whole lot that I could do without being home. We never did hear from Aaron pools. When we got back I submitted our invoice for a refund. Waited a month and never did hear back from First American. I then called again and asked what the status of our claim was and he said that he was going to get it started for review.
After that I received a letter in the mail stating that our claim was rejected because we were out of warranty. Meaning we did not get First American approval before replacing the pump. I have tried to call Mr. ** at least five different times and sent him at least three different emails. I have never heard back from him. I proceeded to call back in to the mainline. Spoke to several other claim specialists. I was transferred at one point to speak to a supervisor. Sat on hold for 30 minutes and finally had to leave a message... Never heard back from anyone. Called back a couple days later to speak to a supervisor and was sent to a Jeff‘s voicemail and ext **. Left him a voicemail. Never heard back. Called back again the next day. Left another voicemail and have yet to hear back. Now we’re stuck with a $1400 bill and no response from First American. I would never ever purchase a warranty through First American. Complete joke!!

Two of my toilets constantly make a hissing noise for the last few months. This is because I think the water leaks from one of the valves into the toilet tank. Every 10 minutes, I hear a loud water flushing noise down the toilet. I called First American to have them fixed. They, in turn, called Fix It All Plumbing Services. The guy came and cleaned the inside of the tank, and said that all he could do. When he left, the problem is still the same if not worse. The noise now is even louder. When I contacted First American again, this is what they said, "Noise is not considered a failure, we are unable to dispatch a contractor unless there is a mechanical failure causing your unit not to work." I don't know what exactly then that they cover under warranty. I definitely will not renew my policy next year. This is a very deceitful practice.

Our washing machine went out on Friday, August 24th. It's now Sept. 10th... still no washing machine. I am a customer of FAHW, & they have no interest in keeping me as a customer. Between the technician & FAHW we have been told lies, no follow through, still waiting for a supervisor/manager to contact me. It would have been quicker to repair independently, with less headache & more professionalism.

My experience in submitting claims to First American has been fairly good. I do it over the phone and the representatives are really responsive. When I called, they took care of the problem. But we had a problem once that took five times to take care of. That was when the freezer wasn't working. But other than that, the technicians have been fine. I’ve been with First American for four years now and they're nice.

The worst company ever! We purchased our home 4 months ago and paid for a warranty policy in full. 2 months after moving in, the AC unit broke. We live in the southwest and it was summertime, so needless to say, it was HOT. It just so happens that the AC unit that broke cools the kitchen and the kids’ bedrooms, so the kids are sleeping in the living room. We called First American and filed a claim, it took 2 days for them to send it to a contractor. Once they did, it took an additional 2 days to get in touch with the contractor, (keep in mind that I had to chase down the contractor), to set an appointment. Come to find out the contractor that FAHW sent this claim to doesn’t even work in the same county that we live in, so we had to wait 2 weeks before they could get to us. Why wouldn’t FAHW use a contractor within the same area that we live in?
Once the appointment was set, we waited… and waited, and waited. No show, No call – the contractor didn’t show and didn’t even call to let us know they got stuck at another job. I called FAHW and they asked if I wanted to put in another claim, even though doing so would further delay getting a contractor to my house… HUH??? This was their solution!
When we finally got a contractor to show up they wrote up their report and said they would send it to FAHW. Well that didn’t happen... in fact, it took 3 weeks for the report to get to FAHW, and it took another week after that for FAHW to decide to order the parts needed for the repair. Keep in mind that this entire time, I am on the phone with the contractor and FAHW every day asking them what the status was. Never once did FAHW call me, or follow up with me on the status of my claim, or contact the contractor to put pressure on them. This is their repair company, not mine.
So 2 months into this claim and the status is that the parts are ordered… hmmm. Now I am waiting for the contractor to call me and set up a time to complete the repair (yeah right!). When I call FAHW to get an update on the claim status, I get nowhere. All they tell me is that the parts are ordered – that was 2 weeks ago when FAHW supposedly ordered the parts… I still don’t have a working AC unit… The kids are still sleeping on the sofa… oh yeah – and it is still 110 degrees!

Very pleased with the time frame from the day I put in claim to the plumbing issue being resolved. The technician was very informative and clean about installing the new garbage disposal, and checking to see if it was in working order. Thank you for the service we received.

My friend bought a house and then she told me that the seller got First American home warranty for her. Then, she said, one time, the air conditioning was not working. She just placed a request and then they replied really fast, and then they fixed it. She only paid for the service charge. So I chose to sign up with them. I usually file my claims online since it’s faster. Like at night, I just send a request and they would tell me which contractor later will be used for it and on the next day, the contractor will be calling me. Every time, they would solve the problem on the first time, except for one time when they didn’t bring a part, so they had to come back and fix it. First American's price is reasonable and compared to American Home Shield, my previous home warranty, AHS is more expensive. I would recommend First American to a friend.

Submitting claims to First American has always been fairly easy. Their online site is easy to use and I also file claims over the phone. We have Viking appliances so I try and make sure that when First American sends somebody out, they are sending somebody who knows how to deal with Viking especially. For the most part, the technicians have all seemed to be fairly knowledgeable and the quality of their work has been satisfactory. The value of the warranty protection is worth it.

I submitted a claim with First American for a garage door and it went great. It was easy and quick service. The repair has allowed us to open the garage door every day and it works great now. I've had no issues with First American and I have decided to stick with them 'cause they sent me a renewal.

My husband researched different home warranty companies but he didn’t have a very good experience, so he was hesitant to invest in the Home Buyer’s Association. At the time, my brother was already using First American HB Protection and he helped another friend of his enroll. He told me about their experience and how they liked it, so we gave First American a try. So far, we love them. They make submitting claims easy where we can go online or call. I’ve never done online, but I call because it is easier to pick up the phone and make a quick phone call. Their claims reps are really polite and my experience with them have been quick and easy.
The technicians have been great as well, except for the guy that came out to do the repair on the dishwasher. He was a little annoyed when he first walked into the door and when he was repairing the machine. We have a raised flooring because we have linoleum on top of linoleum, so that brings a lift a little higher and it is harder to bring up the washer. He put the machine back after he pulled it out, but it was hard for him to put it back into place. And even when we told him that it was not even, he did not seem to care and stop.
Within a few days, I had to call the home warranty back and tell them that the guy did not put the machine evenly. We couldn’t open or close the door because the unevenness was touching the countertop. The technician came back but he seemed annoyed because he had to come back. He said that there was nothing there that he could do, but I told him that it wasn’t like that before he came. Obviously, if it was fitting in right, we could put it in right. On the other hand, the plumber that came out here was great and he was willing to work with us. His assistant was very nice and I had a really pleasant experience with them. First American HB Protection is awesome and I’d recommend them. Everybody should have First American.

Submitting a claim with First American was super easy and I’ve done it twice. I called once to report two different things and they were helpful. The techs they sent were professional and quick. So far, I’ve used two techs and they both did whatever they had to in one visit. And the quality of their work is great. I had a good experience with First American and I would recommend them. They’re a good company.

When I first bought my home, my agent told me about First American and I decided to get a home warranty so that somebody would have to fix the problems for me and get better contractors that I can trust. The claims process was very simple and straightforward. Whenever I filed a claim, I always called and spoke to a human being, and the service has been excellent. Everything was wonderful with the technicians that have come out. I only had one bad experience when the technician's manager was trying to make a bigger profit. The technician did his part but his boss was trying to be greedy. The contractor lied and said they didn’t get any other package from me, even if they did. Then they never came back on the recall because they never resolved the issue.
There was a time a long time ago when I was a real estate agent and when I get into the practice again, I’m gonna pass on referrals to First American just like my agent did, so I might be getting into a partnership with them within the next year. My experience with them was awesome because they came to my rescue when I had a major problem and I did not have enough money for repair. With First American, it’s the first time that I’m getting my money’s worth.

I called First American over a week ago to get my ice maker repaired on my refrigerator. I was told by the company they referred me to Mechanical Shark would be coming out. I spoke to the technician who told me he would come September 6th between 8-12. I waited and waited never got a callback. I call First American who ask could I reschedule for the next day. The technician called at 10 am left a message. He had 2 stops before me. He would call 30 minutes prior. It's now 4pm and still no show. I have been waiting 2 days and no one showed up. I'm livid at this point. I would never refer First American they are horrible. I have spent 2 days waiting on a no show technician.

The seller did not want to make any repairs and we have a 20-year old water heater and aging stuff. So, we decided to get a home warranty since we didn’t wanna get stuck with a fat bill for repair right away. Our realtor suggested First American and we said okay. Submitting a claim with them has been easy. We did this over the phone and our interactions with the claims reps were fine, simple and normal. Everything was great with the technicians that came out. It was a little more difficult with our claim for the garage because they had to come out a second time, but it was simple. First American is a good company and we haven’t had any arguments about their not covering something.

In May 2018, the HVAC air handler died in our home. This warranty company hired Efficient Air to do the repair/replacement. The new unit was installed without access to the filter and lower than the previous unit causing the drain pipe to "drain" upward. As the A/C ran, water drained backwards and collected under the new air handler in a return vent on the floor. When this was discovered, there was a 3" pond under the air handler. This water permeated the carpeting and adjacent closet walls creating water damage and mold. First American Home Warranty refuses to be responsible for this damage. Told us to call our homeowners insurance co to file a claim. CROOKS!

Whenever I sold a home, I had a warranty included. I do everything by myself and reached the point where I thought it would be wise to have a warranty on my appliances. But when I submitted a claim to First American, I was very frustrated. I have an overhead microwave oven, and the person who was in charge did not stay in contact with me. He was good but he didn't file the report for three days. I had to contact First American and find out why he hadn't done that. Things were getting messed up and I was expecting two weeks max for everything to get taken care of but it took over a month. The microwave is older, but it worked when they tried to replace its circuit board.
However, the problem is the plastic of the phasing on the microwave. It was old and brittle, and I asked First American to replace it. They could see that when I took pictures of it, it was an eyesore after the guy had worked on it. They finally said that they'll replace the whole unit. But the guys that were supposed to come out to my house to install the microwave never came out. They said they didn’t know how to do it. First American sent out another company, and I had to help them install the microwave. I would question them when they put things in backwards so they would have to refer to the instructions. I've faced every obstacle possible and I'm glad that part was over. I told my next-door neighbor all about First American and he thought it was great but he's a little tight on funds.

I’ve had a better experience with First American Home Buyers Protection in the last month than I had in the last few years. They have been approving their claims faster, not denying them. They give a special window to the technician. They have a $500 limit and the techs don’t have to call in the item for repair for a prior authorization, which is better. They can just go ahead and fix the item. I just had a hot water heater put in and it was done within a week. I usually submit a claim on the phone with their automated system. I'd call the 800 number and they'd ask what the item is. If it's for a water heater, they’d ask if it’s a natural gas or electric and if the leaking problem was from above or below. If it’s leaking from below, they’d know that it is not fixable and that it is probably rusted out.
If I have another claim on top of it, the system will ask if I have an additional claim, then I'll get pushed over to the representative because it’s another claim and there will be two different claims. If I have a toilet that is leaking a little and I don’t want to put the claim in and then, all of a sudden, I have another faucet leaking, I could put those two items to the same claim.
The technicians have also been better. One time, on the automated system just recently for a garage door, they sent out an electrical company which I thought was very strange. I looked at the garage door and we thought it was the battery for the remote. The guy came out and he looked at the garage door. He was gonna order a memory board and I said no. It was not the memory board because the garage door remote was working with the side panel. I went home and canceled that claim. I called claims resolution and I said that they sent R&R Electric out, but I’d rather have them send Braum out. The rep canceled that claim and made a continuation of the claims with Braum, and they came out and fixed the item right away.
Years ago, if you had two or three claims, First American wouldn’t renew you. It’s like a car insurance for your house and people understand. When you buy a house or a condo, make sure you get the home warranty because, in the first year, you're gonna get a 20 or 25% discount, but after the first year, it’s gonna go up, so don’t be alarmed if your policy goes up. They call the first year a real estate contract and you either have your realtor pay for it or have the buyer pay for it. It’s a normal contract. The seller pays for the home warranty especially if the house is older and a lot of stuff came up with the inspection report. If you can’t afford the renewal, then just go monthly or at least get something.
I would say to others to definitely go with First American. It’s better than nothing, but I wouldn’t go with the smaller mom and pops. There are smaller companies like Old Republic and they are not as big as First American. People say that they have never heard of First American, but I ask them if they have ever heard of First American Title Insurance Company, one of America’s largest title insurer and has offices all over the place. They say that they have heard of them and I tell them that it is the same company.

Unethical deceitful company. Lied about the repair costs. Both contractors they sent told me the repair would cost $500. They gave me $289. Charged me twice for the service call. Wrote letters for which they failed to reply. The claim was submitted 5/25/18. It still is not resolved. After sending 3 letters over a 3 month period they responded and told me to call them. So I did and they gave me a runaround. Mary described the second $75 charge as a "diagnosis fee" and not a "service call". Can somebody explain the difference to me? Mary stated that the claims specialist, Tom, will review it and get back to me by Friday 9/7/18. Don't waste your money. Even if you do get something from them it is not worth the aggravation.

I've had First American Home Warranty for a number of years and the quality of service has been declining so much to the point that I'm going to cancel it. The water/ice panel of the fridge in my rental home stopped working and I placed a claim a month ago. First American sent a technician and he said that he was going to order the part. Then they called me to say that they could not find the part and they had to rebuild the part. As they never went to get the part they had to supposedly rebuild, I called after a couple of weeks and they said that they were not sure which part is failing so they will try to order one part and if that doesn't work they will have to rebuild another one, but the tenant will be without fridge for several weeks.
I waited for the part to arrive for another week, and then I called again and the contractor said that First American never had ordered the part. I'm still fighting with them to get the fridge repaired. They try to get you tired of fighting, so you give up and fix it yourself or buy a new appliance. I'll cancel this policy as soon as I get this resolved.

I have not had a working stove/oven for 13 weeks. The repair company they assigned has repeatedly not followed through on their promises, not shown, and not returned phone calls. I researched the repair company and they have unanimous 1 star ratings with the same story as mine repeated each time. I've called First American numerous times to ask to be reassigned to a company who will actually fix my unit, but they continually call the repair company, assure me the tech is coming the next day, and refuse to do anything else. Surprise - he never shows. The last I heard from him was that the replacement part he bought was faulty, but the warranty company probably wouldn't pay for another. This is beyond the pale.
I have had nothing more than a toaster oven to cook for my family in 13 weeks. I can't even use the stove top because of the issues the range is having. At what point is First American going to follow through on their guarantee to fix or replace my $3,000 stove? I do not have the money to just replace it and I have no idea how to actually force them to follow through on their service contract. STAY AWAY.

We have had an agreement with First American since we purchased our home in August 2016. This summer we had both our upstairs and downstairs units go out. The upstairs was repaired in July but we have tried to get answers on work that was said to be non-covered and we were charged for but has not been done. And then the even bigger issue is right now we have been without AC for our entire main floor for over three weeks. I have detailed communications requesting help and they have continued to say the contractor is going to come back out and each time nothing has been fixed. Then I called and called and messaged and messaged them requesting help but I have not been helped. Today they closed my claim and they sent a letter saying they couldn’t reach me but I have called and messaged them non stop begging for help getting our AC fixed.
I really need help getting someone from First American to resolve our multiple issues and to get our AC fixed. I have had it looked at by people I know in the HVAC industry and they told I have a big problem and they can’t believe it has not been addressed. I can send you all my detailed communications with First American pleading for help. I can be reached at **, and my wife can be reached at **. Our units are over 20 years old and we have R22 freon units they have huge failures and there are environmental concerns with this for my family and I. We have three kids and we have begged First American to get this resolved like the contract says they will. I am very concerned and distressed that we have been blatantly ignored by this company.

I've recommended First American to friends who have needed home warranty service or were looking at buying rentals. I told them how simple the process is. You file a claim online and you should get a response within a few hours that they’ve made contact. It's quite prompt after that. We have several rental properties and the contractors First American has sent out have been great. If there's a problem, I always let them know. But for the most part, there hasn't been a negative experience.

Contractor doesn't contact me twice and I wait for them to find another contractor only to be told they won't switch contractors to one that will actually call me back. HORRIBLE customer service. I was actually told not all employee know the correct information when they tell me what is covered. I would never use them again.

In ten years of awesome service from First American and no complaints I am sad to have to write a review like this. We called about a blocked kitchen sink on Friday morning and did not hear from a plumber until Monday afternoon. When the plumber arrived he came in and spent about 12 minutes under the sink without successfully clearing the drain.
He then put everything together and said he had another appointment and that he would get back with me about trying to clear it from the roof after he had confirmed with First American that we had sufficient coverage. He then left without taking the service call fee and we didn’t hear anything from him again. I had to call First American to find out what on earth happened and I found out they didn’t cover the roof procedure. I am for the first time very disappointed with my homeowner's warranty. Now looking for a reputable plumber that won’t cost me an arm and a leg. Sincerely sad.

The gentleman I bought the house from used First American so I continued to use them. It's an old house so I've had a few things that happened in the short time I've had it and First American has been great with that and very helpful. I like the way the website is set up and that they follow up quickly. I can submit claims online or over the phone and it's convenient either way. Also, I've had people come out right away and I had a lot of luck with the technicians except recently with a plumbing issue. First American had to reassign it to somebody that needed more expertise. But I've had a pretty good experience with all the techs. My claims were with items that I didn’t know how to fix myself and I was very happy to have First American as the middle people. I have told a couple other friends who I use.

I've had a few claims with First American over the years. I called the claims in and the reps were professional. They usually resolve it and try to find a contractor right away. Also, they gave the point of contact so that I could follow up. They worked themselves out within 24 to 48 hours and the contractors they've sent out have been courteous, professional, and helpful. They answered the questions I had and gave me the explanation of what went wrong and how to prevent it from happening next time. My experience has been good and my issues have been resolved fairly fast. First American should keep conducting business as usual and I would refer anyone who is looking for a home warranty contract.

I was assigned a A/C contractor by FAHW 4 days ago but before they came I was able to fix the problem with the thermostat myself so I cancelled the work order so they wouldn't have to come out. Four days later the A/C failed and I entered a new claim. The work order came listing a A/C contractor I had a terrible experience with while with American Home Shield and wanted to select another or reassign the contractor they had set up for me 4 days previously. My request was refused on the basis that I had not had a bad experience with this contractor while under contract to FAHW!
In fact, they refused with the excuse that they were mandated by their system to use this contractor until I had a bad experience again. I asked for their resolution department and got the same runaround and the system would not allow them to change, override, etc. Most companies try to comply with customers reasonable requests but not this one. I suggested they google the reviews on the contractor they assigned, in order that they do not have to take my word for anything. Refused again. I will FAHW be canceling my contract on two homes with them unless they come up with a different contractor. Forewarned is forearmed when signing up with this warranty company.

I bought my house in 2015 and there was a one-year warranty that came with the house on the appliances. So after the year was up, we continued with First American. I have done that every year and it has worked out well. I didn’t want to be without some kind of protection since it was an older home and everything in here was new. I came from Las Vegas and when my air conditioning in my house there went out, my home warranty on that expired. I was out of pocket $6,000 to put a new system in and I didn’t wanna be in that position again.
On the second year, right after we renewed, the hot water tank went out. So, it would have paid for itself right there. I have a card that has our account number on the refrigerator and if I have to call First American, I give them that number. My ice maker on my refrigerator went out a few months ago and so, I told them what the problem was. They assigned it to someone and that person has two days to call me back and set up an appointment. We’ve had them out several times and the communication was great. We started out with $60 for our service call and it has gone up to $70 but when you compare that with having to replace anything, anything is more expensive. I’m very satisfied with First American and I wouldn’t let my warranty go.

A guy from First American came to our door and he was pretty honest, so we got coverage from them. Submitting a claim has been an excellent experience. We just call them and within 24 hours, they respond. Then they fix the issue and we're done. The contractors who have come out were always clean--nice shirt, no earrings and beard, and clean-cut. The quality of their work has been excellent and very clean as well.

Our dishwasher broke in June. It took them until the beginning of August to authorize for the dishwasher to be replaced. Then they had Sears that is suppose to install and haul away the old one and Sears drops it off in the middle of my kitchen and says that it would be several more weeks to get it the install department to come out. After 2 days with no access to my kitchen because there is dishwasher in the middle of it and 6 phone calls later, Home Warranty me told that they can't find anyone that can install it or do the haul away.
They told me to contact the cancellation department to get a refund for the rest of service. The cancellation department stated there won't be a refund because there has been too many days of service and the cost of the claim. Now I am left with a dishwasher in the middle of my kitchen, an old dishwasher that I am not sure what to do with and no money to be able to pay a private company to fix. I am not sure what the point of the Home Warranty is beside to cause a huge headache.

Having a First American home warranty has been valuable because it got taken care of things that had issues. We knew about the company through our real estate agent several years ago and so far, we've had a couple of claims with them. It is easy to submit one. I call, they set up an appointment, somebody shows up the next day and fixes it, and we're done. Then if I have a problem, I call and I get quick answers. Everything was good with First American.

We have been trying to work with this company since MAY 2018 - 3 months! To fix an AC repair. Lies, long timeframes (much longer than promised), NON-COVERED COSTS - $500! When requesting service, I specifically stated that it was for a non-working bathroom faucet. When the plumber arrived, he told me that faucets weren't covered. I foolishly assumed that faucets would be covered under plumbing. Not pleased. You need to have something in your software that will tell customers, immediately if a request isn't covered.

The guy came, looked at it and said, "Someone will call you," and I asked, "What do you mean?" and what do I expect and he said, "Someone will call you" and left, and no one has called me back since last Wednesday 8/22/18. First American Home Warranty and Total Air Care - unethical, immoral, fraudulent. Avoid at all costs. Our A/C died 24 July 2018 and we contacted First American Home Warranty (FAH) the next morning via their on-line appointment request and via telephone. Three days later (!!!) Total Air Care (TAC)'s tech came out, saw that pressure was low in our condenser, and topped it off. Two days later, the same problem happens again. Obviously there's a leak somewhere. Second visit took FOUR days to get the technician out - he diagnosed a bad condenser coil (leaking) and told me they would replace it provided the home warranty covered it. FAH decided to replace it, and here's where it goes sideways - well. More sideways than the ridiculous waits for people to come out and take a look.
I fought FAH for THREE WEEKS to get them to order the correct equipment. Our home is equipped with a 4 ton air handler and condenser, and they ordered a 3.5 ton replacement for both. I spent over 8 hours on the phone with multiple people who all gave me different stories, provided pictures of the make and model, the manufacturer's documentation on how to decipher the model to derive capacity, and finally am assigned a claims specialist named Yvonne. I was contacted via email only after I complained on their web-based dashboard that I wasn't being helped and that my kids were suffering in the 90+ degree, 80%+ humidity of a Florida summer.
So FINALLY, at 34 days of misery, the right equipment is available for pickup by TAC. I look at the portal, and see "Awaiting customer acceptance of non-covered charges". Huh? Never disclosed. When trying to contact TAC, expect to waste 4 hours of your day in their Parts and Service queue to be told by an overflow operator w/o access to anything useful with regards to status that "someone will call you" - you never get through to a person that can help, they do NOT respond to emails, and they will NEVER call you back.
Here's what TAC submitted to me as "non-covered charges" - and wouldn't tell me over the phone, I had to get this from FAH: Permit fee: $199 dollars (permit fees in my area are $95. A like-for-like replacement does not require a permit). Manual J Load Calculation: $225 (TAC never ran one. One isn't required in my county. A Manual J calculation should be performed when DESIGNING a system, and takes into account thing like floor plan, cubic footage of air to be cooled, R ratings of insulation, windows, all of it, and not required during a like for like replacement).
Float switch: $100 (Available for $24.99 on-line, more than 300% markup). Condenser pad: $150 (36" x 36" x 3" pad is $78 at Home Depot, 100% markup). SUP(ply)-RET(urn) modification: $375 (Installing an air handler dimensionally identical and no listing of REQUIRED modifications. Also note TAC did not perform a site survey, cost estimating, labor estimating, or materials estimate).
Programmable Thermostat to meet code requirement: $127 (Already have one, not required). R410A reclaim/recovery fee: $144 (System is empty, it's leaking, so no refrigerant in system...if this is a legal requirement I'd want them to state the code and section that requires it. They did not). Disposal Fee: $100. Condenser Tie Downs: $78 (A set of four of the same make as the manufacturer of the unit to be replaced are available on Amazon for $11.75. More than 500% markup). Locking caps: $79 ($30 bucks at Grainger, no explanation of requirements provided and more than 150% markup).
Electrical Modifications: $550 (What modifications are required for an existing, code compliant installation? No site survey, cost estimating, labor estimating, or materials estimate performed. I'd want an itemized list of work to be performed with materials required as well as labor to be performed - what, to plug it in???). Drain Line modifications: $76 (Huh?). Code requirement Duct Certification: $175 (not required in my county). Total cost of non-covered items were: $2378. Total cost of replacement equipment if I purchased: $3172. Offered cash in lieu of replacement: $ ~$2000.
FAH stated that they: - Do not set the charges from TAC. - Do not advocate for customers with contractors. - Do not release procured equipment to other contractors less predatory than TAC. - Do not obtain second opinions on installation "non-covered" charges. - Do not negotiate. Period. - Take the payout or pay TAC $2400 dollars, and have a nice day. If you've read this thus far, you're smart enough to figure this out...TAC unavailable for comment and FAH is useless. Avoid at all costs. Find another warranty company and NEVER let TAC work on your house. Tech was a good dude but company? Crooked as a dog's hind leg.

Home warranties create some nuances, such as ordering replacement parts that can't just be picked up at a local supply house, that can make things a little less efficient than a local provider. With that said, warranties make finding a contractor easy, and save lots of money on expensive repairs. I have had great experiences with First American, and their contractors have been high quality.

I contacted FAHW on Thu. 8/23 because my refrigerator was leaking. I was told someone would contact me within 24 hours. I received a call from Active Appliance the following day and was told the earliest they could do the repair was Wed. 8/29. I said that was unacceptable. We agreed I would keep the 8/29 appt. as a backup, but I would contact FAHW for another repair service. I called FAHW and they agreed that timeframe was too long. They said they would locate another repair service and call me back within a few hours. That was Friday 8/24. I received NO call back from FAHW so I called the next morning and got a recording saying the office was closed.
The bottom line is I received no call back on Friday, over the weekend or Monday. I called Active Appliance and moved forward with the Wed. appt. When Active arrived, their technician informed my wife that she must sign a waiver stating that Active technicians "are not responsible for any damage to the appliance and/or surrounding areas or any water leakage when repairing and/or removing your appliance". Without signing this form, the technician would not do any work. Basically, if the technician damages my property even through negligence, Active would not be liable. The technician admitted his company was the only company with such a policy. My disappointment with FAHW is two-fold, 1) not getting back to me on 8/24 with a replacement repair company and 2) requiring I use a company that refuses to be responsible for unnecessary damage to the property of your client.

We’ve owned the home for six months and have used First American warranty. A couple of times, the reps came out. We’ve called in, told them what the situation was and they did a claim number. The next day, a representative came out. If it was early enough in the morning, they came out the same day and usually, within 48 hours, depending on what the situation was, the problem was fixed.
Our water heater went out and the tech who came out was very good. He looked at the situation, said he'll take the heater and he'll back the next day with a new one. He did all of that and it was smooth, quick, efficient and pleasant. The experience has been very good and there was no hassle and no challenges. I couldn't expect anything more and you can't beat that.

We bought this home and within a week we didn’t have hot water. I called First American Home Warranty and the plumber was out the next day. He diagnosed the problem and ordered the part. The part arrived, the same plumber came back and fixed it. A $75 deductible was charged and nothing more. I’m a very happy camper here.

I reported that my second refrigerator was not operating properly and that while it still was running it would not hold temperature. While I had to schedule the Sears repair service to assess the issue. Once it was established that the repair was extensive and the compressor was short to fail. First American acted quickly and issue a check up to the amount covered to replace the refrigerator. Issue closed.

I first used FAHW (First American Home Warranty) probably 6 or 7 years ago and didn't renew as the service was poor and they looked for loopholes to deny service. I gave a lot of feedback and left. I went back to FAHW 3 years ago as a friend said that they have improved tremendously and are not the same they were 7 years ago. And my friend was right! Now I have been using the service for the last 3 years and I am very satisfied with the service I have been given. The yearly renewal in itself proves my satisfaction. Most of their contractors are trained & courteous. If things don't work out well, the FAHW reps are helpful. Having a home warranty makes a lot of sense and FAHW is one of the best.

Returned home from travel to find one AC unit not working Thursday afternoon. Went online and submitted service request. Within minutes received call from maintenance company and they worked very hard to get repairman for Friday to avoid weekend delays. Service tech was great. I was charged twice for my recent plumbing call and I had a horrible experience with your call center. First, I spoke to a young lady who said she would refund my card, but she never did. Then I spoke to a man who sounded like he fell out of the projects, I told him I was double charged and he said "aww damn", not what you want to hear from a customer service rep - right before he hung up on me. Then I spoke to a man who said he processed my refund, but placed me on hold for 15 minutes! And then when I was upset he gave me an attitude to the point where I'm seriously considering cancelling my service with your company and going elsewhere.

After many phone calls, they want us to move the hot water heater to another location in our home, told them we didn’t want to do that as everything would be coming out of our pocket. I begged her yesterday to order a smaller one as we have an 80 right now, she said they couldn’t; that it had to be what we have now. Did a review on BBB website and they responded “Company may install a smaller unit capacity unit including hot water heaters” but yet I get told no??? After being without since 8-10-18, now we have to shell out $700 tomorrow since we used a private company and they only paid us $982 for a new one. I will be looking into small claims court as it should have never gotten to this, but now I have the proof in writing from you stating that you could have done a smaller one.

They workers out to your home that either do terrible rigged up job. Or even worse lie and said they completed orders when they never even come into your home. Still expecting payment. When our garage door spring broke we immediately contact First American. We reported the problem and within 24 hours we had a call and appointment scheduled for the repair. We are particularly impressed with the contractors used they are very professional, knowledgeable and courteous. Due to the age of our existing belt motor and the expertise of the contractor we even decided to have a new beltless motor installed by them the following weekend. It is whisper quiet now.

About the warranty with this company I’m completely unsatisfied and shattered because First American Home Warranty told me over the phone that they will match whatever color I have for my appliances if they ever have to be replaced. Now their recording states that they don’t match colors. That’s still not my problem though, as I had my oven just go out on me. It has been over a. Onto waiting on this warranty company and still no oven!
I have an extra large of incapacity a 5.0 ft.³ with the lower oven of 1.0 ft.³ First American Home Warranty is refusing to match that size and instead wants to give me an oven of 3.9 ft.³ and 2.1 ft.³ Meaning I’m gonna have to cut my Xmas turkey is in half or fillet them to cook every year! I’m not willing to do that, that’s absolutely outrageous that they cannot match what I have! I showed them a Samsung unit item#NX58K7850SS that matches what I have and they are unwilling to replace my oven with this! They are supposed to match same features and they are not. Mine clearly states Extra Large Oven Capacity and a 3.9 is not Extra Large Oven Capacity!!

On week after moving into my new house the downdraft for the stove stopped working. FAHW sent out Sears who looked at the unit for 2 minutes and said he couldn't fix it. They sent out a small repair company rep who nearly broke my kitchen cabinets. Just to say he could not fix it. They took 5 more days to say they would replace it. Then sent me an email saying the replacement was ordered. I called to get an estimate on delivery. The unit is back ordered for 4 WEEKS!!! I called again (each time going thru the whole story) they offered to do cash value, at $500 less than it would cost me to replace it. Now it has been "expedited" to purchasing. But it will take 3 days to hear back from them! When the unit does ship, I have to arrange installation myself and get reimbursed. But ONLY $125 and it will take 10 days to get the reimbursement!!! TERRIBLE COMPANY!!! SEEK ANOTHER!!!

If there was a minus zero star I would use it to rate this. I called in a claim to have my Sub Zero refrigerator and freezer repaired 31 days ago today. I had one technician 4 days after the claim was placed come out and tell me the refrigerator needed freon to keep from freezing my produce, eggs and everything in the refrigerator. They put in freon and when they left it was still freezing everything. They said the Freezer needed a totally new compressor but the guts of the freezer was so old that they did not think a new and updated compressor would work or handle the new compressor and they would tell First American the freezer needed to be replaced.
This was Pro-Appliance out of Lakeside. When I called them to ask for a copy of the report to First American, they refused and said everything they sent to First American was verbal. I said since I pay the service fee of $75, I would like a formal report and they refused and then told me that they would not be back, they were quitting the claim. First American did not accept this diagnosis to replace the compressor and they ordered another company to come out almost 3 weeks after starting the claim. The second company AXIS was to come between 12-3 on a Saturday and they never showed up. When they finally came the next week, their repairman was downright rude when I explained what the first company had determined both units needed for repair. AXIS technician told me "He did not need my information or my comments".
They ended up deciding both could be fixed and they set an appointment a week later to come back and install the parts to repair both units [Today] and when I called to see where the technician was, they told he me he could no longer come today, he had personal matters to attend to. So, I have been without a freezer for 31 days, and my refrigerator still freezes, eggs, lettuce, vegetables and anything with a water content. I have thrown out hundreds of dollars in food and have never been through such a circus in my life.
I own an escrow company and I write checks to Home Warranty companies every day. I spend almost $2,000 a year with First American on home warranties in 2 states and you would think after being with them almost 17 years they would provide better service to a loyal client. So, if anyone can suggest another company who cares and actually takes care of their clients, please let me know. Service fees to the homeowners keep going up and service is so far below par, it is beyond BAD.
The service reps who take your claim calls are really poor and could care less about your problem and it would seem their job security given their level of performance. I have gone through several levels of management at First American Home Warranty on this 32 day repair claim and it made no difference to them at all. So be warned when you are making your choice of home warranty company when you write a real estate purchase contract. The seller might provide the first year at their expense, but then the bill is on you and this might be you next time fighting your way to get them to repair a totally covered item. You really should look for another home warranty company.

Our air conditioner was not working at all. We called FAHW and they quickly arranged to have a tech call us. It took about 2-3 days for them to come. The technician quickly diagnosed the problem and had it working within 30 minutes! He was very professional and courteous. Took 3 visits, at $75. each, to replace my 20 year old refrigerator. I lost $$$ in food waste over the course 3 months trying to get it replaced. Once approved it took another 2 1/2 weeks to get it delivered. Happy with the new refrigerator, but not happy with the lost money to get me there.

I have been a client for over two years and have two policies. I have had a few claims over the years and have never had such a time! Below were the events concerning this claim: Thursday, Aug 9 around 5:00pm – I called and reported that my air conditioner lines were frozen and that I needed service asap as I have asthma, use a breathing machine when sleeping and it was 93 degrees outside. I asked if I could call someone locally but was told NO. I had to use the companies on your list. My claim would be dispatched to a company and they have 24 hours to respond. I was also told I could call the company myself as a follow up.
Thursday, Aug 9, 5:35pm – I received an email stating that Reliance Home Care was dispatched to service my AC. Thursday, Aug 9, 6:00pm – I called Reliance and left a message on their phone which was the personal cell phone of the owner. I asked him to call and just let me know where I might fall on his repair list. No call returned. Thursday, Aug 9, 9:23pm – I called Reliance again and left a message. I knew I had to wait 24 hours before calling First American again. My home, currently, was over 80 degrees downstairs and 84 degrees upstairs.
Friday, Aug 10, 6:05pm – I had not received any calls from Reliance Home Care. I called First American. I explained I have breathing problems and was told my claim would be listed as an Emergency. I would hear from someone in 12 hours. Saturday, Aug 11 – I waited until 1:30pm then I called First American again. I was told that there was nothing in my claim about an emergency call! I was offered $150 for an air conditioner but I can’t lift or install something like that. I have no family in town. Wendy called everyone on her list which took over 25 minutes. She told me she sent my claim to the “regional office” for a regional search. No email or call.
Sunday, Aug 12 – 2:20pm - yet another 24 hours. I called First American again and was on hold with John for 35 minutes before the line went dead. Sunday, Aug 12 – 2:55pm - I called First American back and spoke with Michelle. She said that there was notation of a repairman coming two days away-Tuesday 3:00pm. I told her I just could not handle much more. She offered the AC and fan authorization, I had fans already. I needed a repairman. She then gave me the authorization of $200 to call a local company. If the repair is more than the $200, I was to put the technician on the phone for further authorization. I was prepared to do that.
Sunday, Aug 12 – 3:15pm – I called AC Masters and they said the contractor on weekend duty will call shortly. He called in 12 minutes. He was 45 minutes away and was finishing a repair of someone else’s AC and then would be up to my house. He arrived at 5:15pm and my AC was repaired and running beautifully a few minutes before 6:00pm. He also said that if I had not turned the ac off at the breaker box, I would have burned up my unit. That means YOU would have had to replace it.
I was without air conditioning for over 3 ½ DAYS. That is not what I expect from your company. I needed your help and feel like I was just treated as a “number” and was expected to wait and wait just to try to get inferior companies to respond to my needs. On Saturday I was told that I would probably have to wait until Monday morning for service. Why do you not have weekend coverage? I am considering cancelling both of my policies.

On 8/1 First American Home Warranty sent First Class Plumbing to check out my leaking water heater. The contractor said the water pressure valve needed to be replaced to stop the leak. He told me the tank had to be drained in order to fix it, but when he consulted FAHW, they told him not to do it because they didn’t want to be responsible for potential flooding in the house. He told me someone else would come out to drain the tank (need special equipment) and then fix it and that FAHW would contact me to set up appt., but that it was approved for repair. I didn’t get a callback, so I called the FAHW call center and talked to someone who checked the status of my claim and said it was denied due to improper maintenance or improper installation of the water heater. What?
I told her that wasn’t what the contractor told me (in fact when I checked the status of my claim online that day, in the “current service status” section, it said exactly what the plumber told me, that the repair was authorized and I would be contacted by the contractor). The online posting of the repair approval on the FAHW website had since been taken down, so I have no proof of what FAHW approved. Herein lie the dishonesty and shadiness of First American Home Warranty! Had I known then how dishonest they are, I would’ve taken a picture of it for proof. When I made that call to the call center, it was still up on the website, so I argued with them that their denial didn’t coincide with what the plumber told me or what was online, but she wouldn’t back down. She basically said that FAHW has the discretion to deny coverage no matter what the plumber told me.
How convenient of FAHW to weasel out of using their discretion! I then left a message on the website message center on 8/2, assuming that the denial was a mistake. When I didn’t get a callback, I called the call center on 8/3 and was told by another rep who sounded like the call center was in India and I could barely understand the guy with a heavy accent that the claim was denied due to improper maintenance. I argued with this guy for at least 30 minutes and even told him FAHW is dishonest. Finally, after asking him, multiple times to speak to his supervisor and telling him I do not intend in renewing my contract with FAHW, he transferred me to his supervisor. I argue some more and finally, he agreed to send another plumber for a 2nd opinion (Presidential Plumbing). In the meantime, I found out the water heater was still covered under mfg. warranty, so I canceled the appt with Presidential.
The valve was fixed by the manufacturer (Rheem) that was supposed to be free, but I ended up paying over $200 for other repairs to the water heater fixtures. It was this plumber who discovered that the water pressure regulator needed to be replaced (connected to mainline) and is the source of the water heater valve going out. He would’ve charged me almost $500 to replace it, so I declined and then called FAHW to replace it since that‘s why I pay for home warranty service from FAHW in the first place.
The FAHW call center assured me that they would cover replacement of the regulator. I asked for confirmation so she asked her supervisor which the reply was "Yes", it’s covered and they will send a contractor out to replace it. That was a short-lived relief! When she told me Presidential would come out, I asked if they could send someone else because I already had a bad experience with Presidential, plus reading Yelp rating and reviews from this company confirms why I got such bad and evasive service from that company.
To my dismay, she couldn’t find another plumbing company. So, the Presidential Plumbing plumber comes out on 8/16 and looks at it and says coverage denied due to improper maintenance (sound familiar?). I tell the guy FAHW assures me it was covered and he says well, only if it’s properly maintained. I argue with him and tell him that I’ve maintained this pressure regulator for 40 years without a problem until now. The reply I got was a blank stare and a “That’s the way it is” look. How rude and unprofessional! He then goes to his truck and happens to have a manufacturer pamphlet of the exact water pressure regulator brand that we have and shows me where it describes the proper maintenance of it, which seemed really shady to me like he came prepared to back up his denial.
I told him I had maintained this pressure regulator for 40 years, but he wouldn’t hear it. He said that if it was maintained properly, it would last forever! Talking to him was the same as talking to all those call center workers at FAHW. It’s like talking to a brick wall who don’t back down and it seems like they’re trained to wear you down by continuing to insist that it’s not covered and hope you give up and go away.
I’m done with FAHW!!! They’re scamming people with that ** #13 clause in the contract which I’m sure they use on all customers in various situations to weasel their way out of replacing an under $50 part that would take 3 hours to replace. My next step should probably be to either call FAHW again to complain and ask them to send someone else for a 2nd opinion. I know the runaround I’m probably going to get and it was exhausting the last time, so there’s no guarantee that I’ll get anywhere.
In hindsight, I saw the hundreds of legitimate complaints from Yelp, Better Business Bureau, Ripoffreport.com and Consumer Affairs. What have I learned and what happens from this day forward? I should have checked the reliability of First American Home Warranty of what I construe as fraudulent business practice before signing up with them. Because I was treated so badly from First American Home Warranty Corporation, I will do everything and my power to warn the American and internet public to AVOID this company like the plague at all cost! Your money and sanity depend on it!!!

They listed this as an emergency and couldn’t even find a tech to come out. Finally got a tech out on Monday, they took down the model numbers for the heater, come to find out after I had to call them back for review, the first tech wasn’t licensed to install the gas heater, so now we are waiting on second company to come out tomorrow, only to do the same thing then we get to wait for God knows how long for a new heater. This is beyond rude and crazy. I have things to get done and can’t even get them done. Would love for them to take a cold shower. The reps are foreign so you Can’t even understand what they are saying which can be annoying in itself, all the money we pay out, we shouldn’t have to be going through this trouble.

Air conditioner blowing hot air, not cooling. Contacted Home Warranty on Friday afternoon and made a claim, warranty said that they going to take care of the situation and assigned a local air conditioner service to do the job. And that the air conditioner service would get in touch with me for an appointment, this did not happen and I called the air conditioner service. Said that when they get the request from the warranty service they would make an appointment, I called the warranty service, they explained that they had made the and that the service was going to be done, this was on Saturday, nothing was done until Monday never did I get a call from anyone.

Perhaps First American should review their objectives and procedures on denying claims, maybe just maybe you would serve your purpose better by assuming that the policyholder has a valid claim thus the reason for a request for service first and when the facts are found make a decision but first a valid analysis of what is going on first then decide if facts truly show that it is not covered with a valid reason that is justifiable instead of saying no first then finding out that you are wrong. It just makes for bad feelings about First American as a company that is fair.
In my case I was there when the tech pulled the auger out of the stopped up hole and there was no foreign objects, I had to call the contractor after the fact and ask them to read me the tech report where once again there was no mention of foreign objects. On the pump inoperative I am not the tech but he should have seriously looked at the system to see that the pump was to provide pressure to the master bath whirlpool tub. I will now have to second guess Fist American on each and every claim as I now know your first question is "How can we deny coverage on every claim".

The pressure valve blew out and caused excess pressure in the water heater causing overflow valve to shoot out water causing 10300 dollar damage. Fixed valve and corrected damage. Suggest you have the pressure valve checked to make sure any problems eliminates future problems.

I am still confused on the process of fixing my pool pump. When the pool company reached out to me I was told by them that the warranty would only cover the replacement of the pump with a refurbished pump that only had a 30 day warranty. The pool company contacted with you told me that I could opt and buy a better pump with a 3 year warranty at a discounted rate. I went ahead and told them to order it. After calling the warranty they stated that they would not do a refurbished pump but they would do a new one. At this point I am not happy how this turned out as the pool company is reaching out to me that I did something wrong when I contacted your company for a buy out of the old. This is still not resolved.

The electrical technician checked the circuit breakers, then the dryer for output, then the wall plug. He was able to restore the power by resetting the circuit board. He then replaced the on/off switch. He was telling me all through his checks what he was doing and why. He was so helpful.

Plumber came to fix sink and toilet. In just a couple minutes he said the sink was unrepairable and left in a rush without looking at the toilet. I have a double vanity sink with bronze Victorian style faucets and pop ups. American Home Warranty said they will only replace with the low quality standard plain silver tone faucet and pop up. I am being forced to sell my home due to cancer and divorce, hopefully before it goes into foreclosure. There is no way I can put in the silver tone basic faucet. It would look hideous.
I asked AHW if I can just take a payout so I could have a little help replacing with a matching faucet and they said they will not give me anything. So I am now forced to buy a matching faucet at $420 and pay someone to install it and I still have a leaking toilet. On top of all of this the plumber caused another leak in the sink. It was as only leaking under the sink so I had a bowl under there. I turned on the water right after he left and now water pours all over the countertop! I’m worse of them I was before, I find this so very unprofessional on both the plumbing company and American Home Warranty’s side.

On July 24th, 2018, I filed a claim that my dryer wasn't heating, we are a family of six. And as I type this, nearly a month later, 4 servicemen have come out, one part was ordered and installed, but it still isn't working. On top of it all, the last serviceman pounded on the front of my dryer, and broke the buttons on the front, and the front cover is all damaged. First American has asked to have another serviceman to come out, but I said no because of the damage that the last guy did. No one knows what the other one is doing, and NANCY is a company woman, and DOES NOT CARE about the consumer. I still have to go to the laundromat, and they won't budge to rectify the situation. After I write this, I'm writing the BBB, and filing with my Attorney for lost wages, pain & suffering for all their lies & aggravation. I'm out of characters, but there's so much more to the story which I'll post on all social media sites, and the BBB.

When we purchased our home, it came with a home warranty from this company. We have been extremely frustrated with the contractors they send out. When our dishwasher broke, they sent a very rude man that had to come THREE times because he ordered the wrong part and the only two times for visits are 8am-12pm or 12pm-6pm M-F. Who is home for 4 or 6 hours on a weekday?! I had to ask my mother to drive down from Orange County to be at our house because my husband and I work full time. Then our air conditioning broke. They sent out a man that essentially did nothing and then it broke again a week later. He never filed a report with the warranty company for either visit, so they had no record of his visit. He essentially took our money and ran.
It has been 13 days since our claim and our air conditioning is still broken. It is 90+ degrees outside and I am 6 months pregnant. My husband had to hound them with multiple calls over several days in order to get them to send out another contractor. We have yet to hear from the new contractor. Dealing with First American and their contractors has been a nightmare. I would never ever recommend them to anyone.

I've been using First American for close to 10 years and I've recommended them to several people. Sometimes, they do me good while sometimes, they do me bad. I have had some reps that were nasty, and I’ve had some that really worked and did what they had to do when I put in my claim. The techs can be delayed as well. Sometimes it's a week and sometimes they'll call back the same day. On the air and heat unit, the techs tend to take a little longer to call back. But the other ones for the washer-dryer and the microwave tend to call within 20 hours.

They sent 2 different contractors out to my home (currently happening). Both claim that the upstairs evaporator COILS ARE DIRTY and needs cleaning before they would move to next step in decision. 1st guy from Coz-i-air never went upstairs or touch my unit... He just said my unit need cleaned and he can take a reading from the gauge because of the buildup of dirty. So they sent Royal heating and air out because I wasn't satisfied and he placed the gauge on the outside unit and then says it has good Freon and we went up in attic and he states the evaporator coils are dirty... How do you know without taking down the doors to looking in the horizontal unit (he never did).
Now I had to call another company on my own and they told me that the outside unit condensing coil is leaking/busted and I have pics and I visually seen myself plus the Freon pressure was on zero. No Freon at all! I swear to God I will never ever deal with them again after this is over (all they wanna do is cover major components that never goes out till 20 years later or replace with remanufactured used. (This warranty company is A No go.) #Runnn. I'm in this situation as I type and sweating. On top of that they have to wait to see if they will give me a few window units for my home until issue is resolved!!

I've been in real estate for 20-something years and I've had First American for years and years on different properties. I typically call in to submit my claim and over the course of time, the various claims representatives as well as the technicians they have sent are a very mixed bag. There had been some technicians who came and took care of the problem immediately. However, Simco Mechanical was horrible. I called back and asked to not have them sent to my house again but they had come out three times for various reasons.
One time, they were sending Simco so I spoke to a rep and I told him I didn't want them. He said that I would have to hang up and call back and put in another request. I told him I was already on the phone with him then but he insisted that he has already put in the request so I was gonna have to start over. So I called back again and I was gonna cancel the whole thing as I didn't want Simco on my property. I told them that they're only as good as their sub. Then another time, I spoke to one young rep who was very good and when he said that the tech would be Simco Mechanical, I told him I was gonna cancel but he sent another company out.
First American should pay attention to their customers or maybe send a survey asking us what did we think about the companies they send out. That might help in the future for us to get the point across that those people are not doing their job and they're not representing First American. Still, as a real estate agent, First American is always one of the companies that I recommend to my potential buyers and sellers.

The worst experience and still not resolved after 6 weeks. Opened a claim on July 10, 2018 for two A/C units on the second floor roof that are not cooling properly. Not enough space to provide the whole story, but it is Aug 17, 2018 and repairs haven't started. FAHW Claim Manager not returning calls. Communication is lacking and there is no escalation path to resolve a claim. FAHW seems to be very helpful taking your money to renew but disappear the you actually file a claim.

To all my friends who are homeowners and realtors, stay away from First American Home Warranty company. This company has been a nightmare to deal with and I'm thankful my claim wasn't any larger than it was. I was given an initial approval of $200 to repair my air conditioner, which I had to locate my own contractor because they hadn't in a period of 6 days after creating my claim. Then, when my tech arrived and assessed the repair, I called back as instructed to get clearance for the increased amount this repair was going to be.
I was told to go ahead and proceed and then send in my invoice. When I received my reimbursement check, it was only for the $200 initial authorization minus deductible. I was told that I did not receive greater authorization. Apparently I should have recorded my call that I made with the tech present and/or ensured I was given a control number for this increased authorization. Again, fortunately this repair wasn't greatly more than the initial $200, however, it shows how they operate. Again, First American Home Warranty, stay away from them.

We have been with First American Home Warranty for about ten years now and it's always been a positive experience with them. The first thing we do to submit a claim is call them. After that, my wife would suggest to them contractors who have worked on the house in the past and First American would take it. Then within the next day, they usually have sent out someone to the house.
First American has always hired competent people and things get fixed. The techs have all been wonderful as well as courteous. A lot of them liked to explain what they were doing, how they were doing it and how they fix those. The only time that we didn't have a positive experience was when we had worked on the garage door again. Something's gotta break physically before they would replace it. Nevertheless, First American has done a great job. They have handled things in a timely and orderly fashion. They are a great organization and we have no complaints.

Submitted request to get a washer valve replaced, this is small work and they came back telling they need to fix a pipe which is behind the wall, and they will not cover improvements. I never asked for improvements. Just fix the valve. Asked them who they know. They need to fix the pipe on a perfect wall with no sign of water damage and they said technician knows. Then asked me to send some photos using email. Sent photos since Monday and no callback. When I called them, the said photos were not received and it is my fault. What a bad customer services. I have proof I sent the photos. I asked for something very simple: If valve is cover, they said yes. Water pipe is standard, if use the type of pipe is cover, they said yes. Then told use the same pipe and same valve and fix the issue, but still not answer from them.
Updated on 08/27/2018: FirstAm accepted to send a second company, new guys came to review the valves and CONFIRMED not pipe needs to be replaced nor enhanced, however, told me FirstAm rejected to cover since they said this is Normal wear, in 1 years we have been in this house we have never used that valve. Not even a single time, this valve is connected to the washer and homeowners never need to close it off. Why was first claim not rejected? If it was for the same valve. How this can be normal wear if valve looks perfect and we never used since we lived in here. The plumbing guy also agrees this should not be considered normal wear.

I have been with First American Home Buyers Protection for eight years and the warranty was included with my house when I bought it. First American is doing a good job. My most recent claim with them was for a capacitor on my air conditioner. They had someone out and they scheduled it the next day, so it was really prompt. The company seemed legit and the people were clean and courteous. Most experiences that I've had with the technicians have been really good, although I've had a couple of plumbers in the past that were fly-by-night guys. But I've had quite a few claims recently and all the work I've had had been top-notch. I would recommend First American Home Buyers Protection.

First American's service sometimes sucks. We had an issue with the microwave and then, they sent somebody out two weeks ago. However, I haven't heard back yet from First American if the microwave will be replaced or they'll be sending someone out. Also, it's me that has to constantly call them. I don't think I should have to be the one calling them if I'm paying for a service. Every time we have an issue, it's me having to do the work. I told them that I will probably gonna cancel the service with them come this month when it's up for renewal. There's no point in paying when they don't complete their jobs. Then, they had some type of customer retention specialist call us. They tried to waive our service fee and they apologized. It's a mess and I don't recommend them.

I was shopping around for insurance. First American's service fee was lower and they didn't make too many excuses not to fix things, so I went with them. I usually submit my claims to them over the phone and the reps I talked to were pretty good. I had a lot of problems with my air conditioning and last year, I had a company that caused a lot more problems for me. A couple of times, I didn't have air conditioning for a month at a time, plus they damaged my gas line, furnace line, and my water heater. It was so upsetting.
I got lucky I didn't die because it was 95 degrees in the house and I had to open all the windows. I live in Texas and it gets really humid here. There was a bad smell in house and I could sense that it was coming from the attic. So, I kept on asking for First American to send someone but they said that it couldn't be from that. I also couldn't get hold of the air conditioning technician. Then when the unit would come on in the room upstairs, it would be shaky.
We were in the house for four days until I called a different company for them to come and check on the smell. That was when they found out that the first company that came out had done all the other damage. There was a carbon monoxide leak and gas leak, and I was burning candles to camouflage the smell, so we could stay in the house. At the time, we were living downstairs and I was closing all the doors. I ended up paying 350 from my pocket to the new techs who worked on my AC, plus, I had to pay over $1,000 to fix the problems that First American's contractor did. I had to replace the water heater, too, which was only seven years old, but because of the damage that was caused, it had to be replaced.
This year, the air conditioning wasn't working again and this time, the contractor said that something needed to be fixed first before they could do the work. So they have not fixed the problem and they kind of messed it up. Then they asked for $180 from me to pay them. The guys that came were very polite and very nice, but it seems like I have this ongoing problem with my upstairs air conditioner. When it gets hot at 104 outside, it's not cooling down to 78. One time, I didn't have an air conditioner upstairs for a whole month and it was 105 degrees. So, I was sleeping on the couch for a month downstairs. First American's techs just came last Friday and they said it's fixed. I kept on checking though and today is a little hotter than it has been over the weekend, but for the last few days, it's back to 81 upstairs.

We bought our house in 2002 and the people who we got it from gave us the first-year warranty through First American. We’ve been using it ever since. Our house is 40 years old, so things can turn to dust. When I submitted a claim, it's all digital at first which is frustrating. But once I got past that, it was not too bad. From the time the claim was submitted, they tell us within 24 hours. Sometimes it gets close but most of the time, it's not that long. Someone calls back from the company and then they make the appointment there.
However, I think that their contractors are not the strongest of people. First American will send out a company that will say I need a new hot water heater. I’ll call a plumber that I know that works for a reputable company in our area, and they’ll come out and say that I don’t need a new one so I’m not sure if their contractor is trying to get money.
Most of the times when we call and something needs to be fixed, the warranty company won’t cover the repair unless they get the $800 worth of work done, and that’s been multiple times. Right now we’re having garage door issues, and we’ll end up getting that fixed one way or the other but it really depends on the company that comes out. There’s also one company I’ve asked and not called them anymore because I felt they were terrible. Other than that, everybody else has been fine or I just had to call them back. They will come back out and fix whatever within the 30 days without any questions asked.

They will not replace your items with the same quality. They use poor quality items to replace your things and charge ridiculous high premiums. They replaced a nice gooseneck faucet with one worth $20. Their customer service is a joke. Horrible company.

I called First American upon finding water running through my meter although the water in the house was turned off. They sent a plumber who pinned the leak down to inside the house. He then narrowed it to hot water only. I have a 1957 build with a crawlspace and those can be tight. The water lines are buried in the soil under the house. He looked under the house and using a flashlight saw a damp area. He said that given his size, 270 lbs (his words, not mine) he couldn't get to the leak without moving existing HVAC ducts. He wrote the report to First American without commenting that his size prohibited him from reaching the leak. First American made an attempt to get another company out at my request but none will respond.
On The Spot Plumbing (the first responder) will not return calls. First American now says I have to get an HVAC guy out to cut out the ducts so they can do the work due to a 270 lb guy's report. Three weeks now with no hot water so we hired an independent company to look at it. He crawled to the leak, quoted and is now following up for an appointment to do the work. I've had a plumber at that end of the house to repair a line prior to signing on with First American so now with two plumbers able to get to that end, I know it can be done. First American will not confirm the first plumber's claim by sending out another plumber and they are maintaining their position that the work can't be done with ductwork removal. Going on the 4th week with no hot water.
First American has been fine with issues above the floor. This crawl space leak has met with resistance from their contracted plumbers as illustrated by calls not being returned and the inability to gain a second opinion which First American had agreed to do. When I asked for a manager to call me I was told no. Literally, on the phone Ronald said, "No".

Our AC unit stopped worked and it was found to be the motor inside the house that needed to be replaced. The company we were assigned to from FAHW called us quickly and scheduled appointment. They put through the claim to FAHW about ordering the part. FAHW never contacted us about getting approval to proceed with ordering the part. WHAT!!! We called when the issue happened and the company you selected to service called and filed the claim. That was week one. Week two, part has been ordered and FAHW will ship it to the company that will be servicing the unit. Checked in again today, because FAHW doesn't keep the customer up to date, and the part is back-ordered. If FAHW had done their job the first time, the part could have been shipped within 2 days of it being ordered. We are now going on 3 weeks of no AC in central TX.
We haven't had issues in the past with FAHW taking care of issues in a timely manner and only had an issue when the hot water heater went and the company they first assigned us to never did a service call. BTW, they don't look at Yelp reviews or vet the companies they use. The company they assigned for the hot water heater had reviews of 1 star. No surprise they didn't show. This experience had us questioning if we will continue renewing our home warranty policy with them. FAHW needs to address their communication with customers especially if it is regarding parts being ordered.
Common sense would say that if the customer contacts FAHW about an issue and the company FAHW sends to service files a claim for parts, that FAHW would automatically order the part versus letting it sit in limbo until the customer calls up because there has been on notification/contact. FAHW has poor customer service and should start using common sense. They should also look at reviews of companies they use to provide service to help reduce the amount of customer frustration and callbacks. Hopefully, the part will show up quickly to the company that is servicing the unit and the AC will be one sooner than not. Once again, we are now going on 3 weeks of not AC.

I've been using First American for a long time and I've been satisfied over the years. Initially, the warranty was offered when I bought the house and I've been in the house for about 12 years now. I usually call in for my claims and have had no trouble with the contractors they have sent up until this last one for my dishwasher. The first people wouldn't come out here unless they had three other clients to see that day. Then they set up two appointments and didn't give me any notice at all. It takes me an hour to drive back and forth from work to here, so it was very inconvenient for me.
First American ended up changing that technician and sent another one who I had the same problem with. He came out here and he had to order parts. And when he got here the second time, he had the wrong part, so we had to go through it all over again. It took me a long time to get my dishwasher fixed and I wasn't very happy about that. But everything else has run well most of the time.

Recently my AC unit went out. I called to make a claim and have someone out here ASAP. I have an infant and 2 younger kids. They said they would get someone out here as soon as possible. They provided me with the work order and said the company is open on weekends. I did my research to find out that they arent open and the company only received 1.5 stars on Yelp and BBB. First American has the worst customer service and the outsourcing to other countries. I pay too much to be treated horribly and have the worst customer service. We definitely will be looking for another company. We still have no AC and the temperature is rising in our house and it isnt even the peak of the day yet. Here we wait!

First American Home Buyers Protection has been covering my house for 10 years now. And they need to improve the pick up times on their phone calls. Sometimes it takes too long to get somebody to get through there. If you don't get someone within a few minutes, you have to wait 30 minutes at times. But when you get a hold of somebody, they ask you about your experience and what the situation is. They should also extend the operations of their customer service until early morning. A lot of people normally won’t be home till 6:00, and if there was an issue, they got to put it in.
The last issue I had was with my AC and it still hasn't been resolved. Even though it was two days out of my warranty period, they sent someone else out. But I still can’t get the temperature below 76 during the daytime. First American Home Buyers Protection need to do a little bit more investigation if a contractor knows the stuff because they say they do. They give you people who do AC and plumbing but there needs to be specialists. If you got AC, it should just be AC. Plumbing should just be plumbing.
They should also have contractors with true reputation because some of the people who come out are young. Some of the contractors that we've had doesn't have good reports. Also, I might look into other providers because First American Home Buyers Protection has been raising the monthly fees every year and it's been getting ridiculously insane. The copay before was $50, now it's up to $75. Then, the monthly fee is up to $65. At the end of the year, if you look at it, it’s $1,000 just in the fees itself, minimum.

When a friend of mine said that they had First American in their house and that it was really good, I ended up getting the phone number from them. I've called in two claims to First American so far, and their claims reps have been perfect. Also, the people that they are working with have been very professional and very helpful. First American is really good and they're right on the money.

I was with American Home Shield first and when I put my house on the market, my warranty lapsed. The realtor wanted to have a warranty on there and she chose First American. Then I decided not to sell and I just stayed with them. I've been with them First American for so long and I've had a few issues, but overall, I'd recommend them.
For claims, they want you to go online which is easier than through the phone. But sometimes, you just wanna talk to somebody on the phone and it's difficult to get in touch with somebody on the phone. Though after I got them on the phone, I never had any issues with anybody. However, if you're gonna call them back after a service, it must be within 30 days. And one time, I had some issues with the plumbing where what they fixed should not have been broken again that soon. The repair should've lasted for a long-term. Plus, I had to pay the deductible again to get it fixed. It was an issue with the valve stem and they were having to replace it. But the previous replacement was done less than a year ago and it's something that you don't have but every 20 years.
The other thing is, I had a top-of-the-line cooktop and they would not replace it with top-of-the-line. They replaced it with what they considered an equivalent and I kinda ran around with that one. I thought it was gonna be replaced with the equivalent of what I had and if that wasn't their policy, they should have called it comparable instead of equivalent. Other than that, I've never had any issue with the technicians they sent out.

We just purchased a new condo and within the first 2 months we had problems with the air conditioning unit. We called for service last week - 8 days ago. They said this was an "expedited" service because we were experiencing very high heat during a heat wave. Despite what First American told us, the company said they couldn't make an appt for 2 weeks. We called First American back, they couldn't get the company to come sooner. So they scheduled another company, 4 days later. That company never returned our calls and never made an appointment. Called First American back, they scheduled an appointment for the next day (a Wednesday). Company never showed or called. Called First American back. They did the same thing, called the company back and scheduled an appointment for the next, said they would show up, between 12-5. We waited. They never called or showed up.
Called First American back, they said they would escalate the claim because they couldn't find an air conditioning company to come do service. They said we would get a call back within an hour or two approving us to call our own company in. Never got a call back. Called the next day (8th day, a Friday) and put on hold for 35 minutes while they "figured it out". Came back on the line to tell us 1. They have no one to come service the unit and 2. They are not authorizing us to have it fixed at this time.
I asked to speak to a supervisor, I've been on hold now for 52 minutes. It's a waiting game. After tomorrow, trying for 9 days to get service and this company not meeting their obligations, we will have the unit serviced at our cost and intend to sue them in Small Claims for full reimbursement. This is NOT a good company to deal with at all and they do not honor their obligations when you purchase a contract. The California Department of Insurance needs to investigate them. There are literally THOUSANDS of complaints about their practices and doing this to others.

We have an older home and I've had First American since 2005. It's easy to submit a claim and the representatives are always eager to try to help. Our experiences with the technicians have been good but this last time, it took forever to get First American to agree to buy a new dishwasher. Then it took forever to get the dishwasher there. We were out of a dishwasher for weeks. Then when First American sent a technician out to install it, he installed it improperly. It caused a leak and the floor next to the kitchen happened to be wood. It was damaged and it'll cost $4,000 to replace the floor.
It also cost me $300 to call another plumber to install the dishwasher properly. I wasn't required to do it on my own but I was sick of the whole process with that dishwasher. First American had taken so long from the time we called that the dishwasher went out until we actually got one put in. So when we realized it wasn't installed properly, I didn't want the same plumber or anybody that First American would send out there. But generally, the quality of work of the technicians First American had sent out was good.
