Save your money. You are better off keeping your ~500 or whatever you paid for the warranty and buying something new when it breaks. By the time you go through multiple service visits. Pay their additional service visit fee. You end up with something that's probably going to break again soon and a bunch of wasted time. I would never recommend a home warranty from First American to anyone.

I've been a customer of First American for a long time. My sister had their home warranty so I thought having one was a good thing. I had the policy when we lived in Tennessee and continued it here in Florida. I had a different company when I bought the house because it had a plan on it. However, I wasn't happy with it and so I went back to First American. Sometimes, submitting a claim is a little difficult. I had one claim with them since I've lived in this house. The latest claim was the slowest of all. The servicemen came and they had to order parts. It took over a week to get those and it was slow in communicating back and forth. With the home warranty company, I always got a different person and it was hard to get a follow up on it.

The technician only came once. He came in, did the work and that was all the interaction we had. It was impossible to communicate by phone. We got him but to follow up calls with him, we only got an answering machine and never heard from him again. The quality of the work done was fine. But whenever he did the work and left, it was very noisy. Now, there's no noise but he didn't return to check it.

My plan was changed and there is a limit on what they will pay for repair or replacement. I'm paying $50 a month which is $600 a year. The limit's $1,500 and if they will only cover that amount, then I'm having a project for $900, then I'm having a project for $900. If there was no past record then it's not even worth the money that I pay every month to have the policy.

Someone recommended that I get a home warranty and I got one from First American. I've been with them for 10 years. They've always been on top generally and whenever I filed a claim. I've had good experiences with the customer service reps and the service contractors, and the quality of the work done has been very good. All in all, I found First American to be very reliable and convenient.

We had a cooling issue with the fridge of our rental property. The contractor came out two business days later. A part needed to be ordered and we did not receive a call that the part came in over a week later. I called the contractor and he said the part arrived the day before - not sure why they didn't call to schedule coming back out.

In the interim of getting in touch with him, I called First American because I was dissatisfied with the delay, and was pretty much told that it's the contractor's fault and there was nothing they could do. I asked to speak with a manager and was put on hold and then disconnected. They told me an advocate from First American would be assigned to my case, who didn't call me for several more days. By then the part was replaced.

A few weeks later, the same issue with the fridge happened again. The same contractor was sent out and went to the wrong house and then left because no one answered (it was the wrong house!) Instead of leaving me a voicemail, no one contacted me until I called asking what happened. He came out the next day and after telling him he was at the wrong house, he arrived and replaced another part. Two weeks later, same problem recurred. Same guy went to the wrong house again and didn't contact me at all. When I called the service company, I was told no one could go out again until the following Monday. Another part needed to be ordered and was told 2-3 days. It's been 2 days and still no call.

When I called First American when this third incident happened, I was told it was on the contractor and again there was nothing more they could do. I demanded to speak with a manager and the person told me she would transfer me but that a manager would not tell me anything different. I was transferred and after being on hold over 10 minutes, I gave up. I left a message for this so-called advocate and a week later have still not heard back. This company has awful customer service when an issue arises and they take no responsibility for any problems. They blame it all on contractors and don't seem to care at all about their customer's experience. Will definitely not be renewing for another year.

They never have a sense of urgency. It always took them more than 3 days to get back to me (one for plumbing issue and another for fridge. So imagine you're living with a leaking drain to my neighbor below and had to wait over a week for them to get back to you!) or assign a contractor. This recent time it's been a week and my fridge is not working. I have been without a fridge for a week now but it doesn't matter to them. Just now I got a message from them that my service request has been cancelled. I didn't cancel it! Now I waited for a week and my request just got cancelled. I have to start over!? I'm more than pissed off. On top of that, I just got a letter from them that my fee will go up next month and service fee for each service call will go up from $65 to $75! How's that for service?!

One of my tenants, a realtor, suggested First American and told me she liked them because if something went wrong, they usually fixed it. I've been with them for about eight years and submitting a claim has been very easy. The reps are very easy to talk to and they get back to you. I'm very pleased. I mostly had good experiences with their technicians although there were a couple of times that were not so great.

There was a guy who gave me the feeling that he didn't want to be there and didn't want to be bothered going under my house to check the plumbing. I ended up having to hire another plumber out of pocket who was able to just look at it. He didn't even go under the house and said that my problem was I needed a bigger pipe. That time we were replacing the washer and when they hooked it up, it was too strong for my pipes.

That kind of upset me because I wasted a lot of money and time. My tenants were without a washer and dryer for a while. Another time, I had somebody repair something, and I had to have it repaired again by somebody else. Also, I haven't had anything replaced brand new. They say they can't fix something and there's a little bit of the fine print that it's not covered. Other than those, First American gives me and my tenants a good feeling that if anything goes wrong, they just call and someone will come out and fix it for $65. They work in a timely manner which is nice and I have recommended them to friends.

I selected First American Home Warranty when I first moved into my home (built in the 1860s) because they were the coverage suggested by my real estate agent. The first year I had coverage, First American was great -- very responsive when I had a pipe burst in the basement and covered the repair without any pushback -- and based on that good experience, I opted to pay the $410/year for continued coverage. Since then, the service has been horrendous. Last year, I had to make multiple phone calls in order for an HVAC person to come to my home (the contractor was phenomenal -- Moad -- but First American stalled with dispatching the company even though it was in the 30s and was an emergency).

What pushed me to create an account here and write a review is what has transpired the last two days. On Monday, 10/30/17, I made a claim that my heat was not working. Almost immediately, First American contacted me to say that a contractor was dispatched and that I could expect a call within two business days. No one called, and this morning (11/1) it was a brisk 40 degrees inside my home. I attempted to contact the contractor, but no one answered, so I followed up with First American as 48 hours had passed since my report.

It turns out that at some point between 10/30/17 and 11/1/17, the contractor was marked as "Closed-Completed" by First American. The gentleman I spoke to over the phone was apologetic, and said he could send someone in the next two business days. Not good enough. I kept pushing until he finally said someone would call in the next 24 hours. Still not good enough, but better than no one.

I expected that because First American closed a claim that was never addressed that the company would for sure cover the $95.00 service fee. They refused, until I pushed, and was told they'd cover 1/2 of the service fee. At this point I have spent $410.00 in the annual feel + $47.50 + missed time at work to deal with First American because I don't have heat in my home. Do yourself a favor and find your own decent contractors or find a better warranty company. The hassle of working with First American and their obscene service fee (on top of the annual fee) is not worth it.

When I bought my house, First American Home Warranty was paid for two years and I continued it. It’s very easy to submit claims with them. I call them up, tell them my problems, then they give me the name of the person that they are going to call. They tell me to call that person if he doesn't call me the next day. They make the appointment and the guy comes out and fixes whatever it is needed to be fixed then it's done. Their claims reps have always been really nice and helpful. I had one thing happened in the middle of the night so I called and someone answered. They got a plumber over here at 2:00 in the morning and the plumber fixed the problem. The technicians who come here are polite. They’ve always been friendly and nice. They look at the situation and fix it. First American replaced my air conditioning and my furnace so having it is a good value.

As a 10-year customer to First American Warranty, I called for emergency repair on my garage door. I had a pending out of the country trip the next day... The contractors referred to me could not respond for 1 or 2 days which was not possible. I located a contractor that could respond that day, and asked First American to allow me to be reimbursed or cashed out as I would be paying out of pocket. First American operator and then the resolution desk REFUSED to allow it. I am disappointed as a longtime loyal customer and will take my business elsewhere as well as mention to the many people I have referred them to do the same. The strange thing is that the contractor I summoned had a lower price than the others, we all would have saved money.

First American has good quality service. Submitting a claim to them was easy and very simple. I usually do it over the phone and their claims representatives were quick, efficient and got the job done. It went well with the technicians too. Everything went smoothly and perfect. I also enjoyed that when I asked them if a particular item would be covered, they were very knowledgeable about it and that's a big plus. For other companies, I have to wait until they come out to tell me what’s wrong.

FAHW sent out a technician to troubleshoot heat pump. After finding the issue (leak in reverse valve) technician continued fumbling around outside unit. He then found a broken TXV valve. I mentioned that part had been replaced in the past. He removed himself and made a call to his manager, came back and said they would take care of me.

3 days later with no call from AC company or FAHW I called FAHW and they stated the ticket was closed and denied... I questioned: Why has no one contacted me... no response. Why was it denied? Faulty installation on TXV valve. I had another technician come out for his opinion and he said it was part failure. It was impossible to convince FAHW to have a second opinion or reconsider. I canceled my contract within 30 days and only got about 50% back. I heard they pay their contractors a flat fee, therefore they (contractors) will stay away from big or complicated jobs. The AC technicians were from Schmidt AC. Worst experience ever. Stay away.

They take zero accountability for their contractors, zero accountability for their dispatches. A contractor cannot show and they don't care. I had no A/C for DAYS in the middle of July in TEXAS and it took hours on the phone with them and the contractor to get it fixed. The policies increase year over year with the same terrible service. The only time they proactively call you is to renew your policy. Switched providers. Enough is enough!

This company is not reliable. My AC was not cooling so I placed a claim. Three days went by with no response. I called and called and called. Finally a representative return my call. Explained my situation to the rep who did not express any sense of urgency. After two weeks First American Home Warranty contacted me explaining they were unable to contact a contractor. We have over 200 heating and air companies where I live and they are not able to locate one (Really!?!). I ended up having to locate a contractor myself. First American is suppose to reimburse me. I sent the information in to them and three days later I was contacted by a rep asking me if I found contractor. Long story... still haven't been reimbursed.

I own a rental and I have a tenant, and it works better if things go with a home warranty rather than me furnishing from scratch. I used another home warranty before and they always had a reason why they wouldn't approve what was being done, but First American was easy to work with. I’ve been with them for about five years and I’ve used them with other houses that I had. Submitting a claim was another plus. Although I had to wait on the phone like everybody else, it was no more than 10 minutes and it wasn't as long as the other companies that I used. They were always able to answer my questions and if they weren’t, they would make an effort to find out what the information is.

Also, I just had a claim and a technician was there today to check the air conditioning. It was warmer than usual and my tenant couldn't get the air going. But the technician told us that he had to clean the evaporator coil and that wasn't included in the warranty. So, it would still cost me a whole lot more versus the $75 service fee. There was also one contractor which I requested that First American put a note down that I don't want to see anymore. But the technicians were okay for the most part and I've been happy with the results.

BEWARE OF THIS COMPANY. IT IS A SCAM OPERATION. We have had service with First American since January 2017 and since then I have only had issues with them. Not one satisfied job performed by the contractors of this Company. We pay a service fee every month and whenever we call for the service the contractors charge us another $65.00 just to let us know that the job is not covered by insurance. This is the most ridiculous Company I have ever dealt with. Just last week we requested a plumber to fix a rocking toilet and leak in ceiling. The contractor (Master Plumbing) misses the appointment without even informing us. We waited from 9 am to 1 pm and they did not even have courtesy to call and let us know that they won't be coming.

When they do show up after 2 days, the plumber cuts through the ceiling to find the leak and is unable to diagnose the problem. He then tells us to watch for the leak ourselves and leaves the ceiling open. On the toilet he advises us that the flange needs to be changed. It is a very labor intensive and expensive job which is not true. The plumber creates more issues than what we originally called for. The toilet now has a leak which was not there before. We have since then called First American and Master Plumbing to fix the problem the plumber has created. We are still waiting on them. We have an ailing parent in the house who is on dialysis. We explained First American and Master Plumbing as to how important it is for a dialysis patient to have access to a functional bathroom, but they are insensitive to your situation.

Customer service is at its worst. We have tried to call the Escalation Department to have our issues resolved. We have been hung up upon several times. When we do get across a representative they tell us that the issues are not covered under the plan. They tell us that the plumber ASSUMES that the shower pan is leaking and will not be covered under the plan. They are working on assumptions and hence will not fix the issue. The toilet flange only costs $12.00 but they will not replace it. It is the same story every time. Nothing ever seems to be covered under the plan and we have to call outside contractors to do the job.

At this point we very frustrated with this Company and we wanted potential customers to be aware of this scam operation. It is not worth your time and money to be dealing with them. You buy Insurance for peace of mind and not to be harassed by a bunch of representatives and contractors who do not know their jobs and responsibilities. We have cancelled our Contract with them and so have our other friends and family.

Submitting claims have been easy and I’ve done it both online and by phone. They've always been timely, dependable, and they take care of their customers. My most recent claim was for my refrigerator and the heater in the house that went out. Their rep told me that the person from Sears would be contacting me on a certain day and that they would schedule the appointment. When the technician came out, he was very nice, pretty knowledgeable and he took care of the problem.

I've been with First American for three years now. My sister, who is a realtor, recommended First American to the prior owners of the house I bought from her. I then kept the contract because I wanted to make sure that I didn't have any issues since I've seen a lot of people that buy houses and then have major expenses afterwards. Submitting a claim with them was more personal in the first two years. I had many small claims and submitting them has been very easy. You would call somebody and you ask questions. For example, I wasn't really sure if something was covered or not so I asked them. Now, it's an automated system and it's not personal anymore.

The last technician that came out to our house was really good. However, after they called me when I submitted the claim, they told me that they were going to come two weeks out because they didn't have time. The storm was coming then, and they never called me and they didn't tell me when they'd come. Luckily, I had somebody home. The problem was then resolved and the unit has been good since. I will recommend First American.

I am a first time homeowner and I decided to go with First American Home Warranty last year, which was considered then the best in class. Little did I know my woes will only increase with this company. Today I am a very dissatisfied customer and the warranty team handling my claim has given me enough mental trauma. Details of my claim case: We had a slow flow in our hot water side in our kitchen faucet, and we called First American team and raised this issue on Sep 18 2017.

Visit 1 from the contractor: Diagnosed as some issue with the angle stop on the hot water side. Visit 2: Another contractor came and fixed the hot water angle stop, which WORSENED whatever flow we had left on the hot water reducing it to almost negligible. And resulted in WATER LEAKS from below under the cabinet. Visit 3: Another contractor diagnosed it as a faucet issue and said to replace the faucet.

Visit 4: Another contractor came and said there is issue with the faucet AS WELL AS angle stop on the cold water side - which was a new diagnosis. Even though our home currently has nickel brushed extendable faucet with 2 types of water sprays, First American said they will only give us chrome non-extendable faucet which doesn't go with our kitchen appliances and devalues our property. So we offered we would like to go for a cash out option, where the value of the cash out is a fair valuation of the faucet price and the installation price. OR we were ok with a cash out of the faucet price only if First American is willing to cover installation.

A few days ago on 10/23 - First American’s claim rep managing our case said they can do both and asked us what option we would like. Today on 10/27 - when we said we want cash out option - they said it is not an option and were not able to give any valid reasons why. So after more than 6 weeks, approximately 30 + calls, today we are back to square one, and now dealing with First American and their contractors has introduced so many new problems in our kitchen => no water on hot water side, very low flow on cold water side and leakage from the bottom of the sink. Forget about solving our problems, we cannot use our kitchen faucet anymore and have to carry water from our restroom. And we have a newborn in the house. Worst customer service ever.

The plumbers were also very professional and on the up and up. Everything’s working perfectly and our tenant is happy, which is always important. In fact, we renewed a lease with him and he’s been a very good tenant. When something is dripping or something is wrong, he lets us know right away because he knows that it can get out of hand right away. My Realtor whom I trust likes First American and I've always had First American when I sold or bought a home. Having a home warranty gives me some protection, and I just felt that was important. Submitting a claim is easy. I do it over the phone and the claims reps that I talk to are generally pleasant. About 10 years ago, I had a couple of claims in a condominium where I had a floor replaced in the bathroom and my air conditioner was replaced. That was good. And one time, probably 10 or 12 years ago, I had a dishwasher replaced but I didn’t want the quality of the dishwasher they wanted because they give you the lowest priced dishwasher. I wanted a nicer dishwasher, so they gave me an allowance that I could spend and get myself a better dishwasher which is fair.

The last technician who came was for a garage door opener. We just moved in here about a year ago. Before I realized the garage door openers were covered, our spring broke and so I had called someone else and spent $200 or $300 on replacing the spring and getting it all set up. And then most recently, a few months ago, we had some trouble with the garage. The door would go up and down like it had a short in it. I called First American and when the technician came out, he looked it all over. He wanted to replace the spring, but I told him that I just replaced the spring and it’s perfectly fine.

The tech wanted to make adjustments, but the adjustments weren’t covered so I chose not to do anything. He lubricated it and it works fine. I felt like he was just trying to get some more money out of me and I didn’t want to do that. It’s very irksome when some things are covered, and some are not. Adjusting the garage door for my $75 service call should be covered but it wasn’t. That was irritating to me.

Other than that, I'm happy with their service. It’s a backup I'm comfortable with. Right now, I’m in a house where we just remodeled entirely and I have all brand new appliances. Most of them are covered but the refrigerator and washer and dryer are an extra charge. I had a problem with my washer and dryer because it wasn’t covered. The previous owner bought the policy and it said it was a first class upgrade, so I assumed it covered everything. However, it didn’t cover my washer and dryer. So, when I went to renew the policy, I added the washer and dryer. I chose not to put the refrigerator on there because the refrigerator is brand new but when it gets a little older, I’ll put it on. To me, it’s a better value to do the First American than it is to buy a Sears plan.

Everything was good for the first year but when our HVAC went out in September they could not provide a contractor and refused to provide one after over a month of them trying to get one. We were told to get one of our own & they would reimbursement of up to $200. Seriously? What HVAC contractor will do any work for $200? After getting a contractor to come out & give us an estimate of what it would cost to fix the issue (which was just the fan motor) we opted to fix it ourselves. FAHW has REFUSED to reimburse us for the cost of the part---all because my husband did the work as we could not afford the $450 for the contractor to do the job which only took 15 minutes. The home warranty is just a scam! Especially this one! Organized fraud! Unreal! I will NEVER buy another home warranty again! SAVE YOUR MONEY!!!

I have used this warranty company on at least three occasions and in all three instances I have had bad customer service and or bad contractors. The quality of their contractors is far too low for the money we pay them. I've waited today for a contractor to service my water heater and they never showed. Even over the phone the language barrier for a company is far too low for the money we pay First American. I will be switching companies to find a better home warranty bargain for the money I will be paying.

First American has sent out technicians to our house twice, one for the water heater and one for the AC. The claims process was really easy. I had made a call to see if we could have our own person to come and look at the problem because the fix was going to be really easy. First American then suggested that we have one of their service people come out so that they can make sure that it was fixed properly. Within 24 hours, the service representative had called to make an appointment. The technicians were very responsive, and within in a couple of days, the water heater guy was here. The AC guy took a little bit longer to come, but the AC was working. There was just a minor issue with it that we needed to have looked at. Both techs have been great, timely and have fixed the issues.

I chose First American Home Warranty because of the monthly cost and the benefits they offered. Submitting a claim is very simple. I give them a phone call and the reps who assist me have always been good, friendly and professional. The technicians who come to my house have always been fine except for the last one that we had. I wasn't really pleased with them. It was very hard to get them out here the first time. And when we had a recurring issue, it was hard to get them back out the second time. I had to call continuously or I wouldn't get a call back. They're also a company located in a different city that is two hours from my house. But everything was fine after the problem was fixed. First American is a good company. I've recommended them to my family and other people looking for a home warranty.

First American Home Warranty came with my home purchase and it was my real estate agent who picked it. It is my second year of having the contract and during the first year, I had a wall heater problem. So, they took it out, installed the wall heater and after around ten months, it was not turning on anymore. That was during the summer time so when it starts getting a bit colder here in the next two months, I will call them to send someone out. On the other hand, submitting a claim was an easy process. I called the operator majority of the first time and for the last few times, I used the internet. Their reps were also good, professional and knowledgeable about everything. Their technicians were excellent as well.

I had no problems getting ahold of First American but my customer service experience when I had to do a recall, I wasn't too happy with. It was for a leak in my dishwasher and a tech came out in about a day. He should've changed the gasket on the door but he didn't. He just put in two little different clips at the bottom and they wouldn't stay in place because of the old worn out gasket. AHS sent a different company out and they took care of the job. The second guy that came out, as soon as he opened the door and looked at it, he said, "This gasket is worn out." He replaced the gasket then put those two little clips in there and they've been there working fine ever since. My experience with First American was pretty good and their technicians were both really courteous.

We bought a used house and wanted to be covered. I was talking to a store manager about things breaking in the house and he told us about First American Home Warranty and at that time, the copay to come out was $50 a month. So I ended up calling them and have had them since. They repaired our refrigerator, washer dryer, dishwasher, air conditioners and heater and every time I submitted a claim, I called in. I wanted a person and didn’t want to go online but they always asked me if I did. Sometimes, I couldn’t understand them on the phone but sometimes, the customer service was more English speaking and they were good.

The technicians were professional and very friendly. I've never come across anyone that was rude yet. They tell you every step of the way. They let me know when they’re going to order the part and when it was going to come in. We would re-set the appointment up so they could come back and repair it. First American was fast and they spoiled me for so long that I now expect that when I call, I have somebody out there within the next day. Though I don’t agree with the price going up and I’m sure that it can get cheaper, I stick with someone who has treated me right. I really like them and I recommended them to a lot of people.

We have had a work order open for 48 days to have our dryer fixed. This is the 3rd time we have had a request in for the same problem. We’ve gone through 2 contractors before. The 3rd discovered that a wrong fuse was used and the panel was not burned out as well. They originally said they would replace the dryer if they could not find the part after 21 days but called and asked for another 48 hours and that was 2 weeks ago. Today they called again and asked for another 48 hours. The Dryer is old and so they have been searching for a part for 48 days. We’ve been passed from Rep to Rep and no one ever seems to know what the last Rep has done, Even though they have each Rep claims that they have put extensive notes in their system. It seems they would rather make the customer wait for an undetermined amount of time to fix an issue rather than just replacing the appliance.

My gas was shut off Sept. 18th because of a gas leak in the house which was "covered" by First American. I needed a plumber but they sent a heating and air man. Called again for a plumber. He started the work, but First American wouldn't pay him because he "charged too much." They assigned another plumber. He was a no show after an appointment was made and didn't return calls. He had an F rating by the BBB. Assigned a 4th person. He came but said he couldn't fix the leak because insulation in attic had to be removed which of course wasn't covered. I talked to First American and they wouldn't even have someone look at the heating cooling unit to replace it without me spending quite a bit of money to remove the insulation and put it back with no guarantee the leak would be fixed and the gas turned back on (The unit is 30 years old). I got no help from First American other than them saying, "I'll call back tomorrow to check."

I have a notebook with pages of notes where I talked to them, but really got no help. After dealing with this for a month, no gas, no heat, I had the old gas unit taken out and replaced with an electric unit. It cost me 5300.00 out of my pocket to get this replaced. After paying premiums every month for almost 10 years to cover everything in my house I still ended up spending 5300.00 to fix this problem. They are great for little things, but for expensive things that they "cover" they really don't want to fix them or replace them. I will not recommend this company if you are spending money each month for peace of mind on things like heating and air, extensive plumbing repairs, etc. You will be disappointed. I am looking for a new home warranty company now as this is the second time this has happened with an expensive repair. I am now out 5300.00 on a heater that was "covered."

I like the idea that I don't have to worry about having money to replace or fix something at the last minute. They're always very gracious and helpful. They give me all the details, like how soon I can expect them.

I've been happy with all of the technicians except for the last one I had. He didn’t even look at my dishwasher. He looked at the refrigerator and I asked him if he wasn't going to check. One of the guys that was with him got a part and I heard him say, “Well, this isn’t the right part.” And he said, “It doesn’t matter. It's all flooded. Let’s go.” He just saw that we had some flooding but that wasn’t what caused my stuff to go out because when the electricity went out and then it came back on, that’s when it went out. I told him the water didn’t even get to the bottom of those. He just took the money and left. So I went and bought a new one. Other than that, it's been excellent. I've had my garage door opener repaired twice. I've had my air conditioner repaired, too. They had to come out to check it and they fixed that. I recommend First American and I even bought it for my sister one year.

When I bought my new home, I received a one-year warranty with First American from my home builder. Prior to that, unfortunately, I was with American Home Shield who's like the worst warranty company that ever lived. It left a bad taste in my mouth. Fortunately, First American came with the new home that I bought. They sent me somebody quickly, took care of my problem at my standard rate with no issues. Because of the hurricane, a lot of stuff got in our plumbing line. It was 163-mile wind blowing at my house but our house is built for category three. We had about 20 shingles damaged and got that fixed. But I may have a backup starting and they came out and did the Roto-Rooter job. The guy they sent was great and did a great job. I called then they had him out the next day.

The plumbing guy was as nice as he could be. It's good. Another cute little story that goes with it, we have two cats and they both love to get into my wife's bathroom. One of them got a hold of her wedding ring and the wedding ring disappeared for six months. We searched the entire house but could not find it. She was heartbroken. So, we went out and got her another one for her birthday. When the guy from the plumbing company came out to service the drain, when he pulled out our washing machine, lo and behold, there was her ring. The cat carried it all the way from across the house. I couldn't move the washing machine because I'm 67 but the service guy did a great job.

I'm very pleased so far. It happened to be time for my renewal, so I did renew. Hopefully, I don't need them this year. I hate it when people say, "You're wasting money." "Well, it's better than having a big problem." So, it's not waste. It's for peace of mind. They have a great response time, great service and great price. I couldn't ask for more. I already have recommended it to two of my neighbors.

So they classified it as an emergency and said someone would be out within 24 hours but then they keep assigning contractors who are not able to come out for several days.

They don’t seem to have any contractors who live in my area because all the contractors they signing to me are in the central valley which is a couple of hours away. One person told me on the phone that if they cannot find a contractor within eight hours I can find one and they will reimburse me, but then the next person said that I have to wait 24 hours and then maybe they will reimburse me for a contractor I find. Horrible horrible service even in an emergency. Don’t buy this insurance.

I called back and finally they got somebody out here and said that they'd fixed it but they had no idea what they were doing. Two days later, it went out again. So, I called them back and they said that I have to pay again. I told them that I’m not gonna pay it. The guy didn’t fix it, so they need to send somebody else out to fix it. They did send somebody else out but it was early December before it finally got fixed. I was not happy about that. The last two guys who came were excellent, though, and the heater has worked ever since.

Recently, I called in for the sink and then nobody came. So, I called again about two or three weeks later and a guy called me right back and he came out. He unclogged the drain because it was clogged but he said the reason it was leaking is that there was a hole in the underneath part of the sink. He said he'd turned in the paperwork and he has to check to see whether or not First American was going to pay to have a new sink put in. It’s been about three weeks now and I've not heard anything.

If I call and First American say that they’ve solved the problem because they’ve heard from somebody, call that person or get somebody new out and don’t leave it to me to do it. First American wanted me to call the contractor but that’s what I pay them for.

I wasn’t getting justice from the home warranty that I had for about 10. I had Sears for the appliances and Era Insurance for the home warranty. I paid them for over 10 years for nothing because they never serviced anything. And so I tried First American, I heard about them from a friend of mine and also I saw some advertisements on TV. They seemed to be more on it compared to those I previously had but, to a certain degree, I still don’t feel more secure with First American.

I bought this house 15 years ago and I was always told that if nothing broke I need not fix it. Also, I had the air conditioner working fine for 15 years, and I had it serviced and cleaned. And then, we had a power surge the 22nd of July and it wouldn't come back on. I called First American but they told me they didn't approve it because it was struck by lightning. They consider the power surge struck by lightning which they do not cover. There's nothing burnt. It just blotted out the whole neighborhood. We had no electricity for about four hours. And when it came back on, everything was working fine except the air conditioner. When I called my home warranty insurance, they told me it was out of the service date, that it outlived its warranty. Neither insurance company offered me a solution or even tried to help.

So these things happened, which were beyond my control, and the response I got from them was so negative. The only reason I'm staying and keeping the insurance is because the repairs they have done were on point, on time and everything was taken care of. They repaired my refrigerator and the garbage disposal. When I had problems with the sewer line, I called them and asked for the gentleman that repaired the garbage disposal. And when I got him on the phone, he politely cast me out because there was another plumber coming and it would defeat his work. Other than that, First American has been most accommodating. They were very pleasant and they go out of their way to help. I'd recommend them to a friend.

First American has possibly the worst customer service I've ever dealt with. First of all, in my experience they have used absolute bargain-bin contractors who can't be troubled to show up half the time, and when they do they do terrible work. My most recent episode came when a plumbing issue came up. I believe I called on Wednesday, October 11 to make my claim. The appointment was scheduled for Monday between 1 and 5. Contractor didn't show. Rescheduled for Wednesday, October 18 between 9 and 1. Contractor didn't show. When I would call contractor for updates, the lady kept claiming they were "on their way" and when I kept calling back she blocked my calls.

I called First American about this, and they called on my behalf and got a response that the contractor would arrive between 1 and 5 (haven't showed as of 3 pm). I asked First American if I could choose a plumber that I know and work with locally, and they refused. Keep in mind that I have been at home not working for 2 days now, and First American's response was to wait until 5 and if they haven't showed yet, First American will choose a different contractor. Yeah, so I have been at home now for 2+ days due to the unprofessional plumber First American selected, and they can't even make it right by letting me choose my professional.

Also on the call I was transferred 3 times with huge wait times and the 3rd time I wasn't even told that I was being transferred. Their response each time was clearly read off a queue card or memorized, and they failed to LISTEN to me once. As an accountant, I can appreciate that First American is trying to make a high margin by utilizing the cheapest contractors possible. However, if someone has been at home for 2 days due to the unprofessional contractor, you really should make an exception. Nobody cared who I talked to on the phone, and they never apologized - they just said "I understand". Once again - worst customer service ever!!!

Unfortunately I'm a customer of First American Home Warranty. My air conditioner start making ice inside and stopped working. I called First American to fix it. Contractors said the fan and its accessories has gone bad. They send request to First American to send that part. It's more than 1 and 1/2 month, the part has not been received by contractor and every time I call First American they it's on the way. I don't know they are making it at home or bringing it from China. It's the ** company I have ever seen. They never keep the words. I have a baby and my family is in worst condition at home because of this. They are not concerned about how customers are suffering. Never ever buy First American Home Warranty. Go for a private contractor.

Also, their technicians are courteous and always on time. They explain to me what happened or what I did wrong. Their quality of work is good. They repaired my garbage disposal unit and an oven range. It was an awesome experience overall.

First American Home Warranty is one of the best home warranty companies I have encountered. I went with them after my BGE Home Warranty expired because they were much better compared to others. Their service has been fantastic, as well as everyone I’ve come in contact with. Their claims process has been easy and my experience has always been great. But one time, I got a rep who didn't do enough to get the tech I needed. But that's the only problem I had with them over the past 12 years and the next guy that I talked to about it was able to get me what I needed. I tell anybody who I come upon who has problems in their household about First American and how good the company is.

My realtor introduced First American Home Warranty to me. It’s the second time that I’ve submitted a claim to them and the online process was easy since their website was easy to navigate. However, it took three days for First American to answer. They never assigned a contractor too so I ended up calling them. Their rep said my claim was still being processed and it seemed that he didn’t know what he was doing. Unlike my first claim, this experience wasn’t good.

We got a contractor assigned the same day. The first time the tech came out, a lady called me and scheduled the service the next day but that was fine. The rep was fine too. However, Ormando, the guy who came out, acted like he didn't know what he was doing or he didn't want to do whatever work that he was doing. He didn't touch anything. He just stood there and looked at the shower, then went downstairs and looked where the leak was coming from. He then said that he didn't have the authority to drill through sidings and he only had the authority to drill through drywall.

He called the company and told them that he would have to drill through siding. The company then sent out some restoration people and one person asked me if Ormando tried some things. I told him all the guy did was stand there. I also said, "I'm not a plumber but I know that normally, plumbers would check the shower head or check where the shower comes on or check the drain." He asked if the guy checked any of them and I said no. I ended up having to call back on Friday. The contractor sent someone out on Monday to check the issue. The person found the issue right away and fixed it. He was good and very thorough. He also knew what he was doing.

I had a terrible experience with First American because it took too long to get the air conditioning fixed in our rental property. We called on a Wednesday night and the technician showed up the next day and said that the compressor needs to be replaced. The next Tuesday I called the technician to find out when the compressor was going to be in. He didn’t know when and said that First American was the one that ordered it. I called First American and the rep said that they were waiting on my approval for them to go ahead because there was $150 for the uncovered charges. So I'm glad I called and I paid that.

We had lost four or five days because the day when the technician came out, I thought the unit should have been ordered the next morning and I should have had a phone call saying that First American was waiting for my approval. It took another 10 days before we got the unit. There was poor communication but the contractor that First American used was very good. As soon as the unit arrived, he was right over here and installed it.

The AC went out seven or eight years ago on my personal house but it happened a lot faster and went great on other times that I called. I also had a problem with the HVAC a few months ago. I paid the contractor but I started getting calls from collection. I called First American and said I paid it. I was able to research it and found the credit card where the charge was on. Then I got something in the mail the other day saying it's been paid.

I moved into my house on August 1st. I had a problem with a stopped-up sink and I called First American Home Warranty. The rep who I talked to was a little bit hard to understand because the first language is not English. They contacted a plumbing company, the plumber came and did a spectacular job of unclogging the sink. I was very pleased. So, when I put in another work order for my dishwasher that doesn't work, I thought I would have the same service experience. They sent out an appliance company, a representative came to look at the dishwasher and figured out it needed a certain part, which he didn't have. He told me it would take five to seven days before the part would come in. That was two and a half weeks ago and I still haven't heard from the appliance company.

I've called First American back, made my complaint and I'm still waiting on a resolution. I tried to call the appliance company myself and all I get is voicemail. I called First American on Saturday to follow up and the agent I talked to had the same experience as I did. She tried to call the appliance repair company and all she got was a voicemail. In addition, the appliance repair people were not professional, unlike the plumbers. My experience the first time was great but the second time was awful. It's been very frustrating and I want it resolved.

Filing a claim has been good but the last one I had a problem with one of their contractors. It was with the AC person from Platinum Repair. It was terrible because I called them and put in the claim on August 30th and they didn’t call until about nine days later and I was on vacation in Mexico. And then they scheduled a time, and then they said, “Well, the tech had some emergency, reschedule.” But any time you call them, you just get a voicemail. You can never get through to them.

So, I called First American and they called them to see what was going on. They too got put into voicemail. So, they got me someone who was local, and that didn’t take long at all. The next day he came over, checked everything, made a replacement, put in more freon and then we were fine. Around the same time too, First American sent an electrician who took care of the issue right away. We’ve had them for quite a while now and we've had no hassle. They’ve been on the ball and I definitely will renew with them.

Somebody recommended to us First American. We’ve submitted claims on the phone and talking to their reps has been fine. They were knowledgeable. And while some of the claims had been perfect, there was one or two that we had a problem with.

We were having trouble with a washing machine a couple of years ago. Somebody came out that First American recommended. The tech said a certain part was needed and then we never heard back from that company again. We also called several times. The last ones we had were perfect, though. We had a clogged sink line and a washing machine line about five months ago and the techs cleaned them out. Then, we had a problem the next day and the company came right back out and took care of it. The techs were also very competent. We’re satisfied with their work. As a whole, First American has been good and we’ve got good luck with their vendors. As long as they keep the good vendors with them, we’ll continue using First American.

First American was a part of my home purchase 22 years ago and I've filed about 15 claims over the years. I had a refrigerator, a stove, and a washing machine go out, and they took care of those. I let them buy me another stove and I did that on the refrigerator as well because what they considered comparable was not. I bought the refrigerator because it had two crisper drawers and a gallery drawer, but they didn’t think that the gallery drawer was necessary. The most recent one was the washing machine. I let them replace the washing machine but I didn’t accurately figure the cubic inches of the washer and they replaced it with a much smaller one. I have a laundry room that has water heater faucet, so it's got to be one unit and they tried to replace it with two - a washer and a dryer. There weren't even hookups in the house so that has been problematic.

I've had lots of good experiences as well and I haven't been disappointed in any of their contractors. It was weird the first time that they decided to replace something rather than repair it because when that happens the contractor leaves. This last time they're also buying me out on my kitchen faucet because it was leaking and I decided that it was going to be more costly to repair than to replace it. I didn't want to replace it with the one that's there. I wanted a different style so they sent me the money back. Someone gave me an estimate which I thought was a firm one. It's still leaking but we're being very careful because somehow it's controllable.

When I came back, there was an additional charge that I've never heard of topped on for the technicians and the diagnostics. I thought when I paid the service fee, I've already paid for that, so that gave me a bad feeling and uneasiness. I have two different customer service people working with me and then they came up with two different numbers. My background is in accounting, so that’s kind of weird. But with all that considered, I would still recommend First American, but my recommendation is a little less wholehearted. Overall, First American has pretty comprehensive care and it’s pretty easy to navigate.

WOW!!! Worst experience I've had with a company of any kind in my life. I file the claim 4 days ago that my A/C has stopped working. I'm assigned a contractor in a city 3 hours away from me. Contractor given 48 hrs to contact me, never happened. I try to contact the contractor upwards of 30 times at various numbers given. The contractor is called MPA Plumbing and Air btw. So the 48 hours is up, try to call the warranty co, and these guys will not give up on making me use this worthless contractor. They say there is absolutely no one else I can use. No way for me to get it done myself and get reimbursed. So the basic reality is, since there is no available reliable contractor to use, I'm just SOL, and don't get to have the work done I guess.

Meanwhile I'm four days in a 90 degree house with no A/C. I've finally given up on this warranty company. Just had a local contractor out to tell me my unit will have to be replaced. $9500 dollars out of pocket. The warranty, thus far, has benefited me in no way whatsoever, and refused to recognize they had a contractor that could not be used. I will definitely be posting reviews everywhere I can find to post one.

The warranty was recommended by one of the real estate professionals we've worked with. We looked into them and we've had them for two years now. Submitting a claim is the easiest part. You place a phone call then they take and validate your info, who you are, what you are, and making sure that they’re talking to the right people. They're very quick, they work with you and they have a process in place as far as an escalation or anything of that nature.

The repairs that we've asked them to provide have been taken care of too. We've had technicians come out for the same problem with the dishwasher three times. There were some concerns because the technicians had to repeatedly come out and that took time from the tenants because they are working people. They have to schedule the visits and some time off too. But the technicians were prompt and they have gotten the problem resolved. I've only faced them to pay the deductible but I’m overall satisfied with the services.

Predatory business that take advantage for their customer base almost to the point it like a scam. All contractors that are assigned take a minimum of two visits in order to repair an issue. You can only report up to four issues with any trade per service request. Every service request costs an additional service fee of $75 in addition to the initial payment of ~$600 for a year of coverage.

Any work completed only has a warranty of thirty days. Business vouches only for it contractors and always sides with the contractor. The policyholder is responsible to prove a contractor failed to provide proper service within thirty days. Every issue reported in the service request will need to fail completely in order to be serviced or it will be deemed as a 'non mechanical failure' and will not be repaired/replaced. If an item can be replaced it will only be replaced with a industry standard basic equivalent. Any brand names or extras are considered upgrades and will not be approved by the business.

We've always had home warranty. The one that we had prior to First American was really bad. So when our contract ended, we decided we were going to look for another company. Theresa from First American answered my call. I had a lot of reservations based on our experience from our previous homeowner warranty, and she assured me that First American is different, so we had a conversation. It took two months for me to decide to go with First American because there was also another one that we were eyeing that had a good rating, American Home Shield.

So far, we are pleased with our experience with First American. Though we are not 100 percent pleased because of the urgency of the repair, they expedited one of our claims which was for the water heater when it died. That was during the winter and we couldn't take a shower. We had to go to the gym. But as far as our pool pump being serviced, I don't know how many pool service providers they have a contract with in Fulton, California where we live, but that seems to be a problem. We live in a very hot climate that if the pool pump is not working, we could really get some allergies. Also, when our refrigerator died, it needed to have the control board changed so we had to wait. Luckily we have another refrigerator in the garage. But if I didn't have any refrigerator, all this stuff would have gone bad. First American should really expedite as far as service for the refrigerator, because there's a lot of food that can go bad.

Nevertheless, the people who First American hires or have a contract with are good except for one, West Pools. The technician told First American that somebody was loosening the bolts because we had to call in twice for our pool pump. That was so offensive for him to accuse. He didn't say the homeowner but somebody. It's just me and my husband here, so it has to be either my husband and I or the pool guy who comes and service our pool. So when I placed another service to have our pool pump serviced because it was really not working correctly, I told them that I didn't like that guy who came and serviced. But overall, we're happy with the service that we've gotten from First American. It's just the timing of the service, but otherwise we're happy.

The biggest issue, however, is that if you live in a smaller market, finding any sort of reputable or reliable contractor to perform the work is nearly impossible. They will assign someone who is supposed to contact you, and they will a) not contact you, b) contact you and not show up, c) show up and not fix the problem, d) repeatedly order parts that never fix the problem, e) waste hours of your time, or f) all of the above. Often the answer is "f".

Sadly, FAHW does little to address the problem unless you figure out how to work the system. It took me over three hours on the phone one night to complain about a microwave that hadn't been fixed after 2 months and 4 tries by Sears before they finally got me to a local representative who was able to settle the account by offering to buy out the microwave coverage at their cost, then issue me a check so I could buy one and have it installed on my own, and then they would cover it as a new appliance in the house once installed.

Most recently, I had a garage door repair that took nearly a month to have anyone acknowledge my existence, and FAHW finally agreed to let me hire my own contractor (who fixed the problem in two days), and then I paid them and FAHW is now twiddling their thumbs to reimburse me the amount of the repairs minus the service fee, even though I followed every single step verbatim. I would highly recommend looking for another home warranty company with better customer service and a better network of repair professionals (professionals being the keyword there).

My biggest concern with First American is the warranty and I was pretty upset. If they fix something, it's only good for 30 days and if it turns up 31 days later, I’ve got to pay another $75 for it even if it's not fixed, which makes no sense to me. That’s what they tried to do to me when they fixed the plumbing issues until 32 days later. By that time, I’ve got to fix the original installation that they didn't fix right, and when I called back, they said it would be another $75. That's when I told the lady rep to go to hell, to be honest. That was my first claim and probably the last because I'll never renew it.

I'm a Realtor and I use First American a lot. They have the best value for the money. It’s never easy to submit a claim, but you just have to be persistent, because there aren't a lot of contractors that want to work for them. I live 45 minutes outside of Downtown Cincinnati and they're telling me they can't find anybody to service an air conditioning unit. But once they get them there, they’ve all been good. The quality of the work is excellent. It's a good warranty overall and I recommend it to people.

They give me different numbers to reach out to and no one helps others that we are looking into it.

I received a warranty from First American Home Warranty from my seller when I purchased a home. The air conditioning quit working right after I moved in. FAHW sent out a contractor who told me that they tried to get a new part but couldn't ever get FAHW to approve the appropriate part. They finally gave up and refused to continue as they said they didn't want to put in a part that was not comparable to the existing part. FAHW sent out another contractor. This was in August 2017 in Arkansas and we are both almost 80 with health problems. After approximately 3 weeks, and several calls from us and our real estate agent to many different representatives, they finally approved a part and got it fixed.

In the meantime, the rep handling my claim named Camila told me to go and get a fan and a portable room air conditioner and assured me that I would be reimbursed as soon as they received the receipts. I did purchase these two items and sent her the receipts. The fan receipt was sent August 29th and it was received by FAHW. I sent the portable air conditioner receipt around the 4th of Sept. I received an email on Sept. 14th asking me to send another copy of the receipts as they couldn't read the name of the air conditioner on the receipt. I sent another copy of both receipts. She closed the case even after I told her I had not got the reimbursement. She did not follow up to make sure I got the reimbursement after she assured me I would get reimbursed. I got the air conditioner on clearance at a greatly reduced price trying to keep these costs down.

The reps I contacted kept telling me to send the receipts although I had sent them. I sent them two more times to different reps that I contacted. The last rep stayed on the phone with me while I sent them to make sure they were received. I had to change the size of the receipts in order for them to be received by him. He said he had them and could read them and he was sending them to Accounting for approval and I would receive a check within 7 to 10 days. Since that time I have called two more times and have received different answers, both ending in the statement that it has NOW been approved and I would receive a check with 7 to 10 days. I had reservations about making these purchases due to the fact that FAHW has not handled my claim efficiently. But, we were suffering from the heat and needed some relief. This experience has been very stressful and I would not recommend them. I am still waiting on reimbursement.

The quality of work performed by the technicians was good but whenever they need to use the restroom, they should let people know instead of just using it without letting anyone know.

The one they wanted to send me didn’t show up and his mailbox was full and we couldn’t get them to answer. So I got a different contractor outside their recommendation and what they paid me certainly didn’t cover what the contractor charged, but at least I got it done. Previously, I had a contractor come at the wrong time. Time has come for First American to realize that they have to get different contractors. I understand that part of the problem in getting a different contractor is they don’t want to pay the price. It’s all business but it needs to be done. I’m going to continue to use them, though.

I had First American at my old house and I was pleased with them so I re-upped with them when I moved. When I re-upped, I had to change my email account in order to do it online and it's better to submit a claim online. I don't feel that their representatives are very helpful. It's a younger group and when they speak to me, they are not very polite. I'm glad that I can now do it online and submit my claim anytime. If something happens with the dishwasher, I could submit a claim right away. It's helpful that I'm not put on hold and it's immediate. I'm not a computer person and would rather speak to a person, so it's interesting how that worked out.

But all the techs that were sent to me were great and got the part fixed. Nothing has broken down after they fixed it. The techs were also polite. So far I've had a dishwasher, dryer, and water heater repaired. The only difficulty I had was with the dishwasher. I had to wait for a month. Nevertheless, I always recommend First American, even to strangers. I think it's important, not everybody has money put away for these emergencies and sometimes they happen one after another.

Water not filling correctly, and washing cycle, hardly moving to wash the clothes. I contacted the company and was sent unprofessional service people, who did not know how to fix LG washing machine. I have a couple of parts replaced by one company and it did not fix the problem.

After at least 5 companies visiting my home, First American recommended that I get a service person on my own and pay the fee out of pocket, which I did. I got an LG certified technician, who told me that the GEARS need replacing, the agitation of the machine is hardly working, which causes the clothes not to be washed correctly, I sometimes need to run the machine 3 times for one load otherwise it would be a sanitary problem. I faxed over the report, still First American Home Warranty refuses to fix the machine and is telling me that it's a COSMETIC problem.

First American is not standing behind their contract and to me it is breach of their contract, which is a BAD FAITH contract. I feel they try to get out of fixing and/or replacing appliances, especially, name brand one. I am still struggling with my wash on a daily basis, I run the machine 3 - 4 times for one load. Supervisors/resolution department of First American Home warranty are a waste of time and energy. I am a 67 year old woman with lots of medical problems (including high blood pressure), and every time I call them my blood pressure skyrockets. Next step is small claims court.

Should you need further assistance, please feel free to respond to this web message. Thank you for choosing First American and please enjoy the rest of your day."

Well, so the contractor lied about the function when he left, and that was after taking the service charge so conveniently. We bought a home in Sept 2016. Our seller bought a policy for our home to give us peace of mind about the functionality of the major systems. First, our water heater went out. Our family of 6 was without hot water in the winter for 10 days. It took FOREVER to find a service provider and FOREVER to get the parts ordered after having to fight to get a covered item approved. Second, on August 7, 2017, our upstairs HVAC unit stopped cooling. We reported the outage to FAHW that day and again waited FOREVER to get a service representative to examine the system even though they dispatched a provider THAT DAY. Finally on August 24 (3 weeks later), someone came and looked at it. They turned in their findings to FAHW, FAHW ordered the parts and sent us a confirmation email to let us know. There was no mention of anything not being covered in the repairs.

On September 21st, 7 weeks after the initial report, the technician got the parts and came to finally fix our system. After he was done, he informed us that we owed him an additional $240 for non-covered parts. We knew nothing about the non-covered parts. Our technician showed us his documentation that showed FAHW does not pay for and send parts UNTIL THE CUSTOMER HAS AGREED TO PAY for non-covered charges. This is a no-brainer. The customer should be able to choose if they can spend that extra money, right? FAHW doesn't think so. They think it is perfectly acceptable to force their customers to pay hidden charges without ANY warning at all.

This spending put our family in a bind. FAHW refunded our $65 service call fee. Basically what this means is that they chose to spend our money for us. This amounts to fraud and theft. Don't fall into the trap of using this company because you think it will save you thousands. The stress and the headaches are NOT worth the trouble they have caused us! I welcome any questions for anyone who might want to know more. I am happy to share my experience!

Had to call a local plumber out to get the job done. Was in the house with three adults and one child and no working toilets. Second was another plumber they did send out, he didn't want to assess the problem as it required going under the house. He said, “No issues” and taped another issue rather than replace the bad part and come back up and left with my service fee. I called and complained and they returned the $75.

Now I have an electrical issue, they sent an electrician. The tech/owner of the company had no clue how to diagnose the issue. Took service fee and left. My uncle came over to swap out the bad outlet that was causing the issue. If I wanted to pay vendors to not do the work and take the service fee I could do that on my own. When I called to complain they read off what their vendor said he did and closed the claim with no resolution. He got paid for what he said he did but didn't and they didn't question him at all.

Poor vendors and when I complained via Yelp on his business, there were other complaints claiming the same that he did absolutely nothing to fix the issue and left. He didn't even leave me a receipt or provide one after he said he would. Terrible vendors, I know I am not the only one that has experienced this. FAHW manager looked at notes and called to tell me if I was looking to get my service fee back. It wasn't going to happen. I paid for "Additional Coverage" for 2 years for our refrigerator - the claim was not covered because it was located on our patio. Their contract states on the foundation of the living dwelling. One person said it was because the footings were different for the patio than the rest of the house. The patio was built with the house, under the same roof and concrete as the rest of the house.

If you call to speak to a supervisor they transfer you to another team member. You come out better letting your contract cancel for non payment because they will not refund you any money - they charge $50 for admin fees to cancel a contract. This is copied from the website: To be covered, Items must be installed for diagnosis and located within the confines of the perimeter of the foundation of the primary living quarters or garage (except well pump, septic tank, sewage ejector pump, pressure regulator, air conditioning and pool/spa equipment; when applicable).

I was online four years ago doing my research and figuring out which home warranty to purchase when I learned about First American. I decided to get their warranty and so far, I’ve used it twice and they've been good. The air went out on me about a month and a half ago so I called them on a Saturday and my air was fixed on a Sunday. The technician who came was great and made sure that I had some air that day since the index was at 106 degrees at that time. First American was very professional and very helpful. I'd recommend them to a friend.

To say we have had a bad experience with this company is a vast understatement. We live in central Florida and it is the dead of summer. Our A/C broke down over 5 weeks ago and they STILL have not fixed it! It took the technician 5 days to get here and they haven't been back since. Additionally, the technician told us that both the inside and outside units were on their last legs and he was recommending replacement of both. Instead First American Home Warranty is only paying to replace the condensing coil on the inside unit. 5 weeks and counting!

We already had a program on our old house with Sears and it was more expensive than I wanted it to be. We heard about First American through our realtor and found that it could be purchased for a decent price, so we told the realtor to go ahead and do it. When I filed a claim, I talked to one of the appraisers who were assigning it. The young lady was going to assign it to Sears, but said it would be too far out. She assigned it to a company that was located in East Tennessee, but the company called and asked where we're located. I told them and they said they'll have to reassign the claim to their other office, which is 50 miles away, 'cause they were 130 miles away. I spoke with First American and they said they can assign it to Sears because this other company is not going to be able to service us, but it will take about a week.

We waited, Sears came out, and we got fantastic service. We've used Sears before and they had fantastic service. As usual, when something is acting up, we call a repairman. We heard noises, but by the time he arrived, something has changed. He did a diagnostic and said he could find nothing wrong with the system. We still have the same noises, but he never heard them. The actual service was great and the gentleman was very knowledgeable, but he didn’t do a thing, except listen to the unit and use a sensor to determine the temperature in the freezer and in the refrigerator. He said they're fine, but the coils were dirty and cleaning them doesn't come with the service, so we had to do it.

We also had a claim for the air conditioner. First American assigned it to a company that was 30 miles away, which is in the service area. A gentleman and his helper came out, went right in, opened the case surrounding the air conditioner compressor, and replaced the capacitor. The gentleman was very knowledgeable and the AC has worked fine since. Overall, First American is a very good company and very responsive to the claims.

He no-showed and then he called and rescheduled after he missed the appointment. First American sent a different person the second time. He was fine and he did the job. A home warranty is a good investment when you don’t have the money to get certain appliances. I got my home warranty from First American Home Buyers Protection based on the recommendation of my daughter. My overall experience in submitting a claim with First American was great. The techs were great and they came right on out and performed well. They even saw other things that had to be fixed.

But my refrigerator was the worst problem. It kept breaking down in different parts. I've had it serviced five or six times and this last time took a toll. The ref has been out of here since the end of July and the techs couldn’t find a part. At one point, I asked First American why it was taking them so long to replace my ref and they told me that they had to do all they could to try to solve the problem before they could replace the item. Since they can’t get the part and there's nothing they can do about this, they’re going to replace my ref and I’m waiting for them to call me. Other than that, First American has been okay and has done a good job.

We were offered a date of service a week and a half later. I asked for them to find another service provider who could do the work this week. They assigned our case to another provider and said they had 2 days to call us. I called them and left a message the next two days. I finally got to speak to the new provider on the 4th day and their response was "we do not service your area." The warranty company did not call us back nor did the service company.

I called the warranty company on day 6, wasted over an hour of my time talking to 3 people to get a service out to the house. I spoke to Johnathon, a supposed supervisor, and he told me he had a call into another company and he would be calling them in 2 hours if they did not respond. I asked to be called back after that and he agreed. "Big Surprise", no callback. I have been without an oven for 7 days now. All of their literature says they will set up a convenient time to get us service. I guess they mean convenient for them! I have used other home warranty companies in the past with no issues. I found their people to be very unhelpful and very uncaring. What a poor way to run a business. Ironically I received a renewal notice in the mail today. What a joke.

Where do I begin. If you have only filed a claim on the phone, stop there. I do them online now so I can have a record of all the replies they send. I requested that my AC be serviced as my house would not cool under 79. They came and said, "You have a leak" and all they could do is add Freon and see how long it takes to leak back out. Contractor said, "It could be months and that's what FAHW" counts on. That way they don't have to cover anything else. Well my house cooled for about 1 week and same problem occurred. I resubmitted my claim and they sent another guy out. He said no leak but didn't check anything. He said the air feels cool so it must not be a leak. I resubmitted again and was called for service the day before hurricane Harvey was going to hit.

When I called FAHW after the hurricane they said, "We called the contractor and they should be calling you." Well no one called and I asked for the number. They sent me the contractor's phone number and it was a disconnected line. I called FAHW again and they sent out a new company. They came yesterday and said, "You probably have a leak but the pressure doesn't give FAHW reason to fix." He said, "They have a quota that they try to meet and if it cost more they deny." This is why I now submit online, I am sending BBB a copy of my thread messages with them and hope they can do something. I have 2 months left on my contract and will be glad not to have to deal with them. The sales people paint a pretty picture of coverage but when it comes down to it, if it's not a cheap fix it will not be done. DON'T WASTE YOUR MONEY.

Hurricane Harvey came throughout the Corpus Christi area and we lost power for a week. When the power came back up, the blast freezer wasn't acting the same so I contacted First American. I gave them the model number but I couldn’t understand the guy. I don’t think his first language is English although I have to get used to that at this day and age where you’re talking to people in India for stuff that’s going on here in the States. He said something about the 28th of September and I said, “What?” Then he said he would give me the information and then once the contractor has contacted me in two or three days, I could go ahead and let them know what my concerns were. I agreed to do that and wait.

It had been a couple of days and no one contacted me so I contacted the people who we supposedly had the contract with to say they should get here sooner rather than later. However, the lady I talked to didn't know anything about First American's contract. I gave her my contract number but she asked for my phone number and then said I was not in the system. So I called my home insurance.

They told me with Hurricane Harvey, there was a lot going on and I can accept that but I'm sure there are a lot more technicians and other resources available that are probably not getting reached out. I understand 24, 48 and 72 hours, holidays, workdays and weekends but not a couple of weeks for services that I've paid for to have in case of an emergency like this happens. I've had coolers sitting here with ice in them trying to keep what food I salvaged. I’m totally upset and disappointed. I was thinking of other avenues to take but it got to the point where the lady asked me to give her 24 hours. She was going to try and find someone but my fridge has been sitting in limbo in my home. I ain’t expecting a 5-star service but at the same time, some type of service. Right now I'm not happy with First American.

I've had claims before though. One with the air conditioning, which was fine, and one with the garage, which was great. The garage door had two double springs and the left spring was broken initially. They sent a guy out to do the repairs and I asked if he was gonna replace both of them. He said they would only fix one but I was pretty sure within the next couple of weeks, we were gonna have issues with that other one. Sure enough, the right spring broke a couple of months later. All in all, I've had good and bad experiences with First American and it depends on who you talk to. But I would like more follow-ups and better customer service from them.

I was happy with the technician's work. He was good, knowledgeable, and customer oriented. I had a second claim when my other air conditioner quit working. The same technician came to investigate that claim and found that it was only a capacitor, which was within the deductible. He replaced it and the air conditioner started working. I have referred friends to them since then.

I've had First American warranty for 17 years and I always had good service. I file my claims by phone. I don't like to do it online because there are too many steps. Their claims reps were always courteous, I get service as fast as I can and they tell me who's gonna come out. That gives me a chance to check out the company if it's a local company, even before they come to see how far they're coming and if I'd see any complaints. I even called one of the plumbers again who came out because he was in the neighborhood and I had another problem that wasn't covered and he did a good job.

There was a time when the first guy couldn't fix it, and First American sent a second guy and they didn't charge me twice. They only charged me once. Everything has always worked out well. I get fairly quick service. Sometimes you have to wait, but if it's an emergency, they could send somebody out immediately. That happened one time when my shower wouldn't stop running and the shower pan was filling up. They also fixed my washer a couple of weeks ago. It's an old washer and they had the part on the truck. It was a quick fix. I'm very satisfied with First American and I really rely on it. I have recommended it to my friends.

My realtor used First American in the past and when I bought my house 10 years ago, he gifted me my first year of protection and I decided to stay with it because I was satisfied. Submitting a claim has been pretty easy because I tell them what’s going on and they tell me who the service provider is going to be. The reps were courteous, cooperative and helpful and the technicians who came were professional too. They did great quality work. My only suggestion is if they could look at being able to cover a bit more appliances than what they can. They could really corner the market if they cover a bit more than what other home warranty companies are covering.

I purchased this Home Warranty on April 10, 2017 at which time I was charged $62. I was told that if we canceled the policy within 30 days that would be refunded to my credit card. In July 2017 I noticed they had been charging my card every month and called them to get this resolved. They said it would be resolved and somebody would contact me by days end which never happened. In August I called again because another charge for $62 was added to my credit card. When I called this time I was told I needed to be transferred to a Supervisor and was hung up on.

After a 3 hour phone event trying to get this resolved, I was told again that I would receive a call within an hour and they would refund me the 5 months of fraudulent charges. They never called back. At that point I got the Credit Card company involved and they had to close the card and file a claim. Then, on 9/10/17 they tried to charge my card again. Since the card was closed they called me to tell me that I was in danger of losing the warranty coverage. I went through the whole event again for a couple of hours and was now told that the claim was being processed. I called again on 9/14/17 and they stated that they did not have any of this on file and they were still trying to charge my card. BUYER BEWARE!!!

I received my First American warranty when I purchased the house. I had used another home warranty company before and First American was definitely much better. Submitting a claim was fairly simple and straightforward. One drawback, though, was that their online system isn't very user-friendly. The call-in system and the operators got things done a lot quicker. The techs have been very professional and flexible, and my interactions with them have always been very good. If I had to cancel appointments and reschedule, they said, "No problem. We'll work around your schedule."

Another issue was when we had an HVAC problem, the contractor they sent out wanted to replace the entire system. However, my brother-in-law is an HVAC tech and he had put the system in, and he said that the system didn't have to be replaced and we were just low on refrigerant. The contractor was a little shady and my brother-in-law suggested that we ask the warranty company to get this contractor off their list. On the other hand, the quality of First American's service for the other claims that we've had has been outstanding. They were very fast and reliable, and quick to react even when we had a major problem here, and their service was very different from that of the other warranty company that I had previously.

With the latest claim I had, the rep said that she had selected a contractor but it was going to be two or three days before they could come out, and I told her that she had to have someone here that day. She said that was hard but she got someone out anyway. I had to call the contractor back and they had to order a part, but that's no problem. The only thing is that when the reps call the contractors, they put the customer on hold until they find someone, instead of finding someone then calling the customer back, and the waiting on hold could take up to 30 minutes, which is a little long.

Some of the vendors can be goofy but that's not First American. I canceled the home warranty immediately. What good is it? What kind of racket is it that they will not even cover the labor as they would have had I given the OK for builder's standard.

I had this company for years until 2016 when we sold our last home. On a year and a half, they added the words "builder's standard" and refused labor, even if I purchased a better unit. Then, there is no one to talk to who does not give the standard, trained, robotic response. My wife & I have a home warranty through this company, and the warranty itself isn't worth the paper it's printed on. We bought a home 1/2017 from a major manufactured home company. It was a repo they purchased and allegedly refurbished. Regardless, the seller gave us a home warranty through this company. We've filed three claims, and not one of them have been paid, but rather, denied. The most recent claim was earlier this week for an electrical panel that blew up. Our plan says it's covered, however, they denied the claim because the panel isn't in the home or attached to the structure; it's the master panel on the pole below the meter.

At the same time, we filed a claim for a problem with our septic system. They denied it as they said we don't have septic coverage. When I asked why it was included in our coverage book, they wouldn't directly answer, but rather, continued to say it would be added if we wanted, but it wouldn't cover this issue. Lastly, we filed a claim in June as our A/C wasn't cooling. They sent out a technician and then promptly refused the claim because they called the issue a "maintenance" problem.

We bought the home in January 2017 and it hadn't been used for years beforehand. I explained we recently bought the home and asked how could we be responsible for maintenance, etc.? Regardless, they denied it. Mind you, I not suggesting you not purchase a home warranty from this organization, but rather, read what's happened to us and make your own, informed, decision. Lastly, I've attempted to supply a copy of the email I was sent at the time this claim was filed, but it will not allow me to upload it here.

My live-in partner, Loni, had First American in his home. Stuff started happening and we were calling little contractors and I asked him why didn't he go back and get his home warranty. So, I looked at First American’s details and it seems like it will be a whole lot cheaper to have it than be dealing with the little people around the corner because they charge a lot. And if something major happens, it would be a fortune. I set it back up for him so we wound up getting it and we're thankful for it because if we're going to have a microwave, refrigerator and the hot water heater fixed.

The hot water heater was a little bit of a drama because the policy went out on the 4th of July and it was a month by the time we got it fixed. I have to make an appointment and then that person didn't come out for a minute. And then, when they came out and checked it, a part has to be ordered. They forgot what the serial model number was. So, they called me to get it again to give it to First American. We didn't know that we had to call First American to order the part. But I happened to call because we called about it on Tuesday, and it's Thursday and I haven't heard from anybody, and the girl said that they were waiting for us to call them. The part was ordered that Friday didn't get there 'till a week later. And then, we had to wait another half of a week for them to come back and put it in. It was a long process.

Nonetheless, the company did a good job putting it in but it seemed like we were without hot water for a whole month and we were lucky that the part they ordered worked the first time. But nobody seemed to know what was going on. Their claims rep put me on hold to find out what's happening. I felt when the part was ordered, somebody should have called me back. The person said the part would be there that Monday so when the company that was doing it didn't call me, I called them and they were saying that they have to go through their emails and they set me up for an appointment that Friday. They usually call to say they're on their way so when I didn't hear from them, I called them and they said they can't find any appointment for me. They realized the part wasn't there and canceled the appointment, but they didn't tell me they were canceling. And the part didn't show up Monday like the claims person said it would.

It was one miscommunication but we've always had good service before that. Everything was done on time and we knew what was going on. And this time, things were falling through the crack. When I did talk to somebody, they were going to have a manager call me but no manager ever called me and it's how all that went down. Nevertheless, the technician did well with taking care of the issue. First American is a good company and I'm glad that we went ahead and applied because it really worked out. Considering all the things we've had wrong, it was the first time we had a bad experience. But we got hot water and I'm good.

This company (FAH) doesn't have 24/7 back up contractor for emergency situations, so company or management team should not claim that you can resolve the problem in 24 hrs in the case of emergency. And I think it's not fair to any customer to wait this long (in my case more than 24 hrs.), anyway I asked for the service I paid you for, not that you were providing service for free. Very bad experience with this company, hope management could see these conversations and I would urge other customer who are thinking to go with this company for their home warranty. Please think more than twice before you proceed with them as they don't have any 24/7 emergency back up team, neither they have any integrity in what they promise to you at the time, you filed the claim for the services.

I called several times and begging for service as we have 2 year old kid at home and we were worried as inside house temperature was more than 90. So, I found and called a company on the weekend and guys came, evaluated the problem, recommended what's need to be replaced and fixed it. I then went ahead and cancel my request with this company. It was all waste of time and effort with mental agony. So, please think more twice before you proceed. And, here is the kicker--- when you call them and ask, why the claim hasn't been resolved yet? They will reply as follows- (emergency service contractor is assigned, contractor will contact the consumer in 8 hrs from the time you created the claim and problem would be taken care off/resolve within 24 hrs.)

    1) We are trying to contact another contractor and will resolve it soon (Note: Even you filed claim as an emergency. In my case - I have 2 year old at home and inside house temperature was more than 90 degree F, those 24 hrs was a nightmare for our family). 2) You don't know how home warranty works. --- Really??? 3) If they have no proper answer to your question, they will reply you as "do you want cancel your warranty". And so on. 4) When you ask for their extension in order to reach directly to them because you don't want to go through all the explanations of the situation or problem, they will give you wrong extension number (as they did in my case. When I called back and asked to transfer the call to mentioned extension, guess what the guy other side told me. This was not their "extension in their calling system".) 5) It was long holiday weekend that is why it wasn't taken care. "If you want we can reopen your claim and someone will go and look at it". 6) We will not reimburse you for the service you had from other contractor as we didn't approve you for 2nd option.

Not a professional at all, company doesn't know what they are claiming for their service as service provider. Had there been negative stars I would have given that. Unfortunately, there is no any option available for that. Question comes to my mind - when we have the warranty we have to pay on time before the midnight of the expiration date, otherwise services are not covered. On the other hand, when it comes to providing the service then it is going to be according to their availability not according to our urgency. Why??? In the terms of Steps of Service this company (FAH) can't "connect genuinely, compassionate customer care, own the experience, excellence and stewardship".

I am canceling all the contracts we have in the other homes we own and further will not encourage anyone in our real estate business to use the company. Very disappointed.

I've been very pleased with First American for a number of years. Their rates are more than reasonable. They are quick to respond and a pleasure to work with. They always have good service personnel that they contract with. They’ve all been very professional and very courteous. And in general, we've had no problems at all. The claims process has changed over the years from calling them for a claim to being more web-centric like most of the companies have gone. The online procedure that they have is very straightforward and very clean. And I can still call them for the claim verbally. The claims reps are very courteous, professional, and caring. They're very interested in what my problem was and very true to help. In some cases, they made suggestions as to how to proceed. It's been very good with them.

Every experience should have to be a good one but we've had bad and good experiences with First American. When we submitted a claim for the dryer, it was a terrible experience as far as who they chose to work with us. The quality of the dryer was poor and it took them over a month. We finally ended up having to get a new dryer anyway, so that was not a pleasant experience. But then the next claim we had on the electricity and air thing went very well.

My experience with FAHW has been less than acceptable to say the least. My rental had a water heater leaking and I submitted a service request online. I requested emergency service as water was leaking into the drywall and all over the floor. FAHW had the contractor Worco Plumbing call me to arrange a tech to go to the house, which he did. Unfortunately, the tech didn't send the report to Worco office, so Worco office didn't send info to FAHW. After 3 days, mind you water is still leaking all over, I finally called Worco and was told that the water heater needed to be replaced.

I am a Journeyman Plumber and so is my renter and told the Worco office this and we were both fully aware of what was needed. I was then told that I would be responsible for the cost of the modifications. I asked "What modifications, there are none needed". I was told that the gas supply line, venting and T & P drain line all needed to be modified, for a cost $350. This is absolutely false! I was also told that if I didn't agree to pay it, they would not replace the water heater. I told Worco that this is a complete rip-off and they will never work in my home. I called FAHW and told them what was said and they weren't the least bit concerned that Worco was trying to rip me off. They did tell me that I could take a cash out and have the repairs done myself. I accepted this option. I purchased a water heater and had it installed. I took before and after pictures to prove to FAHW that no modifications were needed.

I didn't have to modify anything. I did change the supply lines for the water ($14) and gas line, ($19) which would be part of replacing any old water heater. I didn't have to modify the venting or gas line. I also had to cut the T & P drain line and then solder it back together with a coupling ($1.10) which is also a standard repair when changing a water heater. All together it took me one hour and 15 minutes to complete the change out, which included going to Home Depot for the supply lines. All parts are covered under the home warranty, however, because I didn't allow Worco the rip me off, FAHW charged me an additional $55 for the so-called service call from Worco. This is a complete and total rip off from Worco and FAHW is completely aware that they are doing it. That makes FAHW just as guilty for this blatant rip off.

There are so many complaints against FAHW and Worco on Yelp that I stopped reading them after 35 stories of exactly the same treatment. I challenge ConsumerAffairs.com to post this review instead of only posting the positive reviews. I guarantee there are way more negative than positive reviews for Worco Plumbing. I am fortunate to be a plumber and was able to replace the heater without using Worco, most others were not so fortunate and had to pay the extra money to get their plumbing fixed. First American Home Warranty and Worco Plumbing should be ashamed of themselves, but I guarantee they aren't.

First American Home Warranty was offered to me when I bought my house and I’ve had it for about 16 years now. The claim process is prompt and not difficult at all, and the reps are very understanding. They explain everything, and I'd talk to them about the problems that I have and right away, they'd take care of me. I'd call them and they'd call the service people, and then the service people would call and come to do what they've got to do here. Some of the techs have been really good but there were some that just came in and looked and never came back to do the work. I have complained about them so they’ve never come back anymore. But I haven’t had any complaints against First American and I've had excellent experience with them.

When we bought our home 15 years ago, my sister who is also our real estate agent, recommended First American. She told us all about it and had it for her own home and I took her work. We've always called First American, told them what we had a problem with and within a certain amount of time, they had someone call us to come look and take care of it. Their representatives have been very knowledgeable and they’ve given us the name of the company that would be coming out. They told us to let them know if we didn’t hear from the company within a certain period of time, and they'll take care of it. Also, we never had any problems with the work that the technicians have done. They were always here when they said they were going to be here. They took care of the problems and they were professional in every way.

Let me start by saying I've lived through the joys of slab leaks - both the catastrophic and the "caught it just in time" kind. My husband and I bought a home in Southern OC, in California seven months ago. The sellers purchased a home warranty policy for us through First American Home Warranty. Friday afternoon I suddenly could hear running water UNDER my kitchen sink cabinets and through my walls, but no water faucets, spigots, showers or toilets were running.

Note: I cannot see the actual floor of my kitchen because the prior owners installed Saltillo tiles that sit approximately an inch above the concrete and sound hollow when you walk on them in most areas... Like there is an air pocket or space in between. The running water sound is like a hose has left unattended outside on the patio. When I turned the main water to the house off, the running water sound stopped. Turned the main water back on, the sound returned.

Definitely looks and sounds like a quacking, waddling duck to me.

Late yesterday, I finally found my warranty paperwork. This morning I called First American Home Warranty and suffered through the computerized attendant that took forever to schedule a local service technician to call me. I tried to redirect the call to a live person, but the computer said "Goodbye" and hung up. Joy. I called the service technician's number I was given to see when I can expect someone - even more joy! They're not open today and their hours are limited to a standard 8am to 5pm M-Th; Fridays even fewer hours, with no weekend or after hours service. Unacceptable.

So, I called First American Home Warranty again. Suffered through the computerized attendant until I got placed on hold for a live person. "Ruben" got on the line. He had a heavy accent and spoke quickly. I explained a few times I was having difficulty understanding him. He asked me if there was secondary damage. I told him I could not see any water on the floor or in the walls, but clearly told him there is obviously running water when no water should be running, so it's going somewhere underneath my house and the situation cannot wait until Tuesday. Long story short... The conversation escalated. "Ruben" began to repeatedly read from a script and flowchart telling me that if there's no (obvious - implied) secondary damage it's not an emergency, that tomorrow is a national holiday so someone will probably call me back Tuesday, that I need to read my warranty and that's what I signed for on my contract.

No matter what I said "Ruben" spoke over me, literally, and told me to "listen." I repeatedly asked to speak to his supervisor or manager and told him that his responses and customer service skills were unacceptable and that just because there is no obvious water damage at the moment doesn't mean the situation isn't an emergency. I asked him to clarify that he was telling me to "shut up", that my call wasn't important, someone would call me on Tuesday and that his intention was to simply end the call. He said he didn't tell me to "shut up" but "yes" he intended to end the call.

I felt so belittled and frustrated. All I could do was ask for his supervisor or manager. "Ruben" continued to ignore my requests and loudly read First American Home Warranty's scripted guidelines over everything I tried to say. I was shouting at that point. So was he. This went on for about 3 - 4 minutes. I continued to demand his supervisor or manager. He then said, "I am escalating your claim. Why do you want to speak to my supervisor?" Duhhh!!!

"Ruben" put me on hold for at least another 5 minutes. I began to wonder if he had simply placed my call in suspense hoping I would just hang up and go away. Then "Carla" got on the line, explaining she's the supervisor. I BRIEFLY explained the issue with "Ruben" but told "Carla" I would simply communicate with First American about the experience. I told "Carla" I needed her to help me with the situation with the running water under my cabinets and in the walls and said it cannot wait until Tuesday. "Carla" started reciting the flippin' protocols to me and explained that without secondary damaged to my house it's not an emergency.

What is wrong with this company? Does my house have to fall into a giant sink-hole for them to send someone out to assess the situation. According to their protocol, I have to get a service technician through them. I can't just call someone of my own choosing. This is Southern Orange County, California... Slab leaks are more common than fast food restaurants.

So... The icing on the cake..."Carla" isn't rude, but makes it clear - because my kitchen isn't flooded or showing signs of "secondary damage" at this moment, it isn't an emergency. She's "escalating" the claim to see if someone can call me sooner than Tuesday. (Apparently - until Tuesday, all service technicians (aka plumbers) have broken fingers and hands). It occurred to me there must be an obvious disconnect somewhere... How can a home warranty company not understand the significance of a broken water pipe underneath the slab of a house in Southern Orange County in Southern California. So I asked Carla where she is located. Central America.

I’m old style and I don’t want to move from one company to another, so I stayed with First American Home Warranty, even if I would have spent a couple of dollars less by switching. But some of the contractors that First American chose were not good. Some companies were okay, but I didn't like some of them. The plumbing company they got was not good.

I had the plumber check the leaking water in my master bathroom and he said, “You have to change all your bathroom cabinets.” He wanted to remodel the shower and that would have cost $10,000, including all the countertop changes, because the countertop is between the tiles under the sink. But my brother-in-law is a plumber and he laughed at what the plumber told me, so I didn’t like it. I could see that the plumber didn't want to do the job. If I had to have the repair done myself, I would've had to pay $600, but I didn't do that. Insurance is something you need to have as you never know what's going to happen.

On the other hand, a technician came out last year to repair the smoke detector and at the end of the year there was another problem with the smoke detector in the bathroom and the office, and he fixed it for me. The technicians were nice and could do the job, except for that plumber who bothered me. Overall I'd recommend First American.

We’ve had a great experience with First American. I like that they don't require customers to have routine maintenance on the appliances that are getting insured and their online system is great. Submitting claims is very simple which only takes a minute. I now have them for multiple properties and we’re in our fourth year with them. We had multiple interactions with their reps and they have been fine.

Our fridge is freezing and can't get to the right temperature. We have requested service since July 28 and now it's September 2. They sent out two companies to cost compare the repair and they have struggled to find the parts for our Kenmore Fridge. SO NOW they have ordered parts off EBAY instead of buying a new fridge. We have lost food… oh they said we could rent a fridge but I have NOWHERE to put my old fridge while they sit around looking for parts on eBay. And now this part off EBAY is coming in another week and then I get to schedule with the repairmen to fix it. We have had this contract for FOUR years and this is the FIRST warranty repair. RIDICULOUS service. I've filed a complaint with the BBB and they don't care. DON'T GO WITH FIRST AMERICAN HOME WARRANTY. THEY DO NOT CARE.

When we bought the house, we also purchased First American Home Warranty. We're in San Diego and we bought the house in San Jose. We came out and look at it. Since I'm across the country, I didn't know the home inspector, who we just guessed, so I wanted a little more insurance. First American was our only option. Submitting a claim wasn't too difficult. We did that when the toilet wasn't working. The toilet in the master bedroom flushes half of what it should and the one downstairs works best out of the three but it still double flushes at times. We had a problem with the plumber that First American used because the toilet still doesn't work. They're better but they're still not right. The plumber has been out here three times.

We also submitted a claim when the air conditioner was out. It took almost a week for them to get here, so since my nephew, who's in Arizona, was in heating and air conditioning, he told me what to do. I was getting water all over the place and First American didn't put any rush on getting someone out here. I had the air conditioner fixed before someone even got here. There were two techs who came for the air conditioning. One did the paperwork and the other guy checked the condenser and all that stuff. However, I was calling about the water that was leaking inside. After checking, I asked them if they're going to open it up and clean it, but they said no because it's part of my maintenance. They still charged me $75.

In both cases, the plumbers and the air conditioner tech guys were super nice. But I got to know somebody out here to get something done right. I'm not part of the network yet. I haven't been here long enough and I need to get different people in to handle our claims. Nevertheless, I would recommend First American and I'm glad we have them. I'm happy with it, but just not with the results.

I've been very happy and satisfied with First American Home Warranty. I did some research online. First American had a good price and a lot of options of what they covered. They had good reviews too. I signed up online and then they followed up. When I put in a claim, they sent someone who was very professional. This was the problem I've had with my old warranty company.

I called First American on Monday and told them about my dishwasher. They scheduled an appointment for me within 24 hours. The repair person came on time. He was very presentable too. He fixed the problem and I just had to pay him the standard $75. I also had a related problem with my well and there was clay in the filter in the dishwasher. He removed and replaced that. The quality of service was good and the dishwasher's still running.

But I had an issue with the tech who came out. They were working on my wine cooler in the kitchen and I was sitting here watching the whole thing. He had a kid helping him out and he scratched my hardwood floor, which is a Brazilian cherry, but he didn’t say anything. They tried to cover it up but I didn’t need my fridge fixed. Their work was great but I wouldn't use that company again.

You can call or do it online and whatever’s wrong, they'd use somebody to fix it. The technicians that have come to our house have been really courteous and respectful. They do the job and leave just like they're supposed to do. There have been a few times where they had to come back out because something is still wrong but they don't have any problem coming back out. Overall, First American is a good company.
