I was searching for an affordable home warranty because I had one which was paid for a year when I bought my house and when I went to renew that one, it was really costly. So, I shopped around and I found First American Home Warranty myself. However, I was very disappointed with the claim I just submitted and I’m not sure if I’m going to stay with them.
There was a leak in my washing machine drain where it goes into the drain pipe that was eroded. The plumber came and he said that he could see it but there was another pipe in the way. That pipe had to be removed because he couldn't sweep through and so he couldn't do it. They wouldn't cover it unless I provide clear access. I asked the plumber what would be required and he said that he would have to make a call and see my deal and that they had to reschedule. And it was a Saturday, so I have a feeling he didn’t really want to be there.
Even though I’m paying them every month, I have to go hire a plumber and pay it myself. Right now, I’m not very happy and I can’t use my washer. Except, I’m very ingenious and I made sure that I double check with everyone. It’s not leaking from anywhere except that point and they said that that is the first point of the drainage system. So, I skewed in my washer out because it’s right next to my kitchen and around a little half wall. I lifted and attached everything, put the drain pipe in the kitchen sink and wash my clothes anyway until I could pay the full price if someone would come and fix it. The plumber said that there’s about 12 inches of clearance and I can’t squeeze my body through there so I need them to send a plumber who is 11 inches thick.

As a new homeowner, one looks for this type of warranty to give some assurance against unforeseen failures in the first year. But #FirstAmerican has demonstrated bad faith, obfuscation, and unresponsiveness in my current experience. The technician they sent to look at my dishwasher told us the machine was not repairable, that they should replace it. The warranty company told us that it required maintenance, and maintenance was not covered. I tried to discuss this with the company, but they refuse to share more details of the technician's report, instead focusing on the technician's observations that there was sediment build-up in the dishwasher. In fact, the small amount of sediment in the dishwasher is NOT the cause of its poor operation - the water distributors need to be replaced (at minimum) - and maybe a few other parts. The technician concluded too much needed to be replaced, so he didn't recommend this.
I explained this to First American, but they have closed my claim and not responded to my request for further review. When I requested a copy of the technician's written report, they told me they did not receive a written report. But that is not really true, because two of the people I spoke with on the phone told me they were looking at the technician's report. Perhaps they mean they do not have a handwritten report - which is ridiculous and deceptive. They have not shared with me the whole report, despite my request. We also had the bad luck of a failed air conditioning unit. First American did agree that this was a covered failure, but their contractor also proposed to make $1300 in uncovered "modifications" as a requirement for the repair.
I tried to get an explanation from the contractor, but the salesperson I spoke to told me she would need to get someone who could better explain to call me. I've been waiting for 3 weeks. In the meantime, I also asked First American if I could use my own contractor. They seemed pleased to offer a settlement - and I understand why... The amount they offer to settle is a paltry amount compared to what it actually costs to have a contractor come in and replace a condenser coil, $281. No negotiated contract can explain away this type of discount. I asked for an explanation, whether this includes both labor, parts, and installation supplies - but I'm still waiting for an answer. In the end, I would suggest that most people are much better off pocketing the money they would have spent on a First American Warranty, placing it in a saving account each year, then paying for their own repairs.

First American Home Warranty is a good company and they stand by their work. We have been with them for four years. One time, we had problems with our washer and it took them three months to get it fixed. But before we renewed it, my husband spoke with the person and told them about the problem with getting the washer repaired. She assured us it would never happen again, and it’s true. We had good experiences since then. Also, the claims process has been easy, their representatives have been fine, the technicians who came to the house have been excellent, and the quality of the work done has been great.

The coverage is good for a first-time homebuyer. We continued it from the previous homeowner and once we had some pricey charges that were paid for by First American, we decided that it was a good deal for us as a homeowner. Previously, I had put in a very detailed negative review online about one of the previous technicians. They tried to get me to pay some extra money at the end of the repair and I never heard back from First American so I was disappointed. But the technician who came out most recently was very nice and efficient. The online portion of submitting a claim is also very easy. The representatives have been a little difficult at times but once I talked to a supervisor, they were understanding.

The marketing material is very deceptive. It gives the impression that your home is covered. The reality is, if anything major goes wrong, there is some tiny print excluding that item. And if you miss the exclusion in tiny print... they will charge you for the service call to point out you’re not covered. Every phone call is miserable. The reality has set in that the only thing actually covered are things that are cheaper to fix than the actual service fee. It has cost me more money using this “service” than it would have if I had figured it out on my own and called a handyman. It’s frustrating that my realtor suggested this company and I’m more frustrated having this warranty than if I didn’t have any.

When we bought a house, I found out my ex son-in-law works for First American when he told me about it. It’s worth it to me and I don’t have to buy all the different warranties from all the different companies. Submitting a claim to them is okay but it works better when they have the more local people. I initiated the claim online and then I called up the contractor. The first time, the contractor was quick in getting here and it was good. Then he noticed another problem and it got to be a big deal this last time.
I had a guy come out and work on my hot water tank. And he noticed the pipes around the hot water tank were leaking. The plumber and I sent pictures and nobody got them and they didn’t call back. I called and they sent a whole new plumber out. Then they sent this whole other company out and they fixed it quickly. The work is good once they send the guys out but it’s hard to get stuff approved and it took too long. Still, I’m satisfied with it all and I told some of my neighbors that it’s a good thing. I live in an upscale mobile home park. They’re really nice places with a lot of older people and they’re always calling a handyman to fix things and I’d rather a professional do it.

I may have signed up for First American Home Warranty back when I bought my house in 1988. Many years later, I got a special offer to come back. It was also recommended by the home seller. I came back and have continued since then for the idea that things are protected by today and it works. In submitting a claim, I use the website but sometimes I seriously can't quite get a hold of the contractor and schedule an appointment. It varies by contractor though. My most recent claim was fast and smooth. I filed the claim and talked to the contractor within two hours. I got an appointment for the next morning. The contractor came on time and fixed the thing right away.

I bought an older home and I looked at getting a home warranty for a safety concern. My real estate agent mentioned First American HB Protection and it was what was recommended to me. Submitting a claim had been really slow in the past, but most recently, the service has gotten better as far as response time and the claims process has been fairly easy. I’ve had a dryer repair and it was a simple belt that was fixed and the technicians couldn’t do anything for me. They wanted me to wait another seven days. I still had to pay for their service and I got nothing out of it so, that one was not so great. On the other hand, I had a well issue recently and filed the claim about 5:00 in the afternoon, and the service company was at my house by six. That one was fantastic. Some of the companies that First American uses have been really good and some of them have been not so good.

I have a simple leak with my shower and First American has been in my place four times but it's still leaking. They spent a few hours on it yesterday and left a mess in the shower. My wife cleaned it up and five minutes after they left, the shower started leaking even more. It looks like they are looking for some cheap solution and they tried to untie and changed something. I told them I was not going to pay $75 every time they came out. Also, they showed up when they wanted to and called me about 15 minutes before they did. But I told them we were not at home because my wife and I were working. Then we had to stay from 1:00 to 5:00 and wait for them.
Right now, I'm at the point where I want to call an independent plumber, replace the faucet, and charge them for that because it's so annoying. Somebody called me and left a voicemail after I gave them a bad review and that was it. It's the worst service. Their guy even asked me on the way out if I was considering remodeling our shower and told me I better do something. But I told him it was not his business. I'll give First American one more trip, then I will take care of everything by myself and charge them.
We appreciate your feedback and look forward to being able to address your concerns directly with you.

We got First American HB Protection for my daughter's place and we were very pleased with them. The realtor told us about it and recommended a home maintenance package for single women. We had one claim for a plumbing leak after we bought the place and our interaction with the claims rep went fine. We called them and they sent out a very good plumber in two days, and the quality of work was excellent. I paid the guy $75 and he went about his business.

Getting the insurance from First American Home Buyers Protection was part of the deal when I bought the house. I’ve had the coverage for two months now and submitting a claim with them has been a terrible experience. The amount of time that I had to go through on the voice recognition over the phone took forever. Then the technician they sent out didn’t fix the problem properly and I had to call First American again to have somebody else come out. And this issue has been going on for a week now.

I paid $160/year extra to have pool equipment covered. Oh no they didn’t. 2 examples: 1.Filter pump. Couldn’t get anyone to show up... so I had to pay my own guy to do the repair. 2. Heater. First American EXCLUDES the heat pump repair - which I discovered is the typical repair to fix a pool heater. What a SURPRISE!? Pretty clever. Great way to get out of paying claims. EXCLUDE the most likely repairs. CHOICE Home Warranty now has my business. Costs less. Better coverage. Good luck all!

I've had First American HB Protection when I first got into my house and I hadn’t had problems since. They made submission of claims convenient where you can do it online and that's what I always do, and it’s much better that way. They give a claims number and they let you know who you’re going to be dealing with and who’s gonna come out. Those people usually call within 24 hours. If I have a claim today, I’d go online and pay my fee. I don’t have to worry about giving it to the service people anymore. Most of the people that they have sent out had been very good and I was grateful about that. So, I pay so much and then they pay so much and they were very kind people. So far, their performance had been really good. If the work is not done correctly, they get you someone else. You just have to let them know. Overall, I’m satisfied.

Sent Ridge Electric out who assessed that I needed a heater/vent/fan in my master bathroom. Ordered replacement and came and installed. BUT the vent/fan/heater was smaller than the one they replaced. Ridge Electric told me First American would send out sheetrock contractor to fix the 2 inch gap where the fan was the wrong size. First American sent sheetrock guy who said the fan is too small - just need the right size installed. After numerous emails and phone calls (of which you get cut off 3 times after going through all the options to get to talk to someone) the supervisor indicated that my warranty said they DID NOT HAVE to match the size - only the capacity and function.
So I'm left with a hole in my ceiling (see picture). I sent a picture and that was still their answer. The sad thing is that they called Ridge Electric who confirmed they put a NEW vent/fan/heater in my ceiling. So Ridge Electric flat out didn't order the right size but I'm stuck with a hole in my ceiling and my warranty doesn't cover it. So the warranty is truly a rip off. So watch out if you have to have a microwave replaced and they can install a smaller one that still performs to capacity and function then you will be stuck with a be opening around it also. This is totally not a quality of work with their contractors and even worse that First American will not do anything about it. I will not buy another home warranty from First American again.

A co-worker has First American Home Buyers Protection. And then when I bought my townhouse about 14 years ago, she told me about them. I got them after that. Submitting a claim has been very easy. When I first got the warranty, I would call in. But then when I got familiar using the website, I usually submit an issue through the website. It takes about a day or two until a contractor contacts me. And there were some contractors who have called me more quickly than others. But they have always been very professional and polite. And I've had no problems with the quality of work they performed. It's all been done to my satisfaction.
The technician had to come out a couple of times for my washer. My washer would spin and drain but the clothes would still be completely wet. Once, they thought it was the motor, and then they thought it was the transmission. They had to order some parts in between. So that took a long time but after the second time the technician came out, he submitted it back to First American and they decided to replace the washer instead of continuing to repair it. They sent me a check within a week. And I bought one on my own. Then I had to go upload documentation that I had purchased a new washer so it could be covered as well. The only trouble I had was that it took me a while to figure out how to upload my documentation that I purchased a new washer. And I didn't want to buy the one that they recommended. But overall, I'm glad to have the coverage.

Jokes in the subject line aside... Two quick things to note: 1) I haven't worked with any other home warranty company before - so FAHW could be the best within a terrible industry and 2) I probably got my $795 value in repairs. However, the customer service process was so unbearable that I ended up paying $1,200 out of pocket for a repair that was clearly covered - and that was never refunded. The long story short is that it is abundantly clear that FAHW's system relies on a tier of virtual assistants who do not have the authority to make decisions - only to relay the information on the pamphlets that are in front of them. Simple repairs like fixing a faucet would take 2-3 hours of my time to coordinate. My property manager would call me and say FAHW wouldn't talk to them. I would then have to call FAHW to get the repair authorized, call the contractor (because FAHW gave them wrong information every time), then call my property manager back.
Each time on hold for 15-30 minutes for FAHW. Basic communication was so atrocious I literally think that FAHW has a deliberate disinformation campaign set up amongst the VA's to delay the repair process to entice owners to just pay for the repairs themselves. I'm talking worse than federal employees. Worse than going to the DMV (O no!). I own a business and have managed a few others, so I understand the value of virtual assistants and how to incorporate them into a customer service funnel. FAHW's process is terrible. Never once was I forwarded to a decision-maker or someone who was able to make rational decisions. Only people who talked in "contract code."
The last thing I will leave is a quick story that put the nail in the coffin for me. I have a duplex rental property. One of my units sprung a sewage leak. There were also some issues with the bathroom sink and kitchen sink. The first contractor went down and fixed the kitchen sink with no receipts, no report, nothing (contact to completion time approximately 6 days). I contact FAHW and asked why the bathroom sink and sewage leak wasn't fixed - they said the contractor said it was unsanitary, but didn't file a report. I had them send out a second contractor. The second contractor came out and said he "didn't have the right equipment to fix the sewage leak. He left. No report, no notification, nothing (contact to completion time approximately 5 days). I called FAHW and get a repeat response. At this point, I'm done messing around.
Two weeks into an emergency repair, I decide to PAY ANOTHER PLUMBER TO DRAIN THE POOL OF WATER [now standing water because FAHW took so long] AND SUPERVISE THE CONTRACTOR THAT FAHW SENDS. The Third contractor comes out and says that he can't access the leak and that I have to uproot all of my floorboards. At this point I have had a sewage leak for 20 days that has accumulated a cesspool under my unit and created an unsanitary condition for my tenants. I paid out of pocket $1,000 to get it fixed outside of my warranty company. The guy did it in two hours. The floorboards didn't need uprooted. The "equipment" was a basic plumbing line bore. And he cleared the pool of water (for the second time) for $100.
My 'Educated Opinion' on why it went down like this... FAHW has worked out deals with contractors for a discounted rate. The contractors get jobs and FAHW gets a deal. However, the underpaid workers who are actually doing the job aren't held accountable. They show up, say "I don't want to do this," make an excuse, never file a report, then leave. I can't blame the contractor - that makes perfect sense if you are operating in a system where YOU AREN'T HELD ACCOUNTABLE. It's easy for FAHW too... They can just fire off excuses for why the work can't be done. The only person who doesn't benefit from this system is the homeowner.
Throughout this entire process, FAHW REFUSED to pay for my contractor and refused to pay me out for the work. No reports were ever filed from the FAHW contractors and when I called, emailed, messaged about the pay-out, I got more disinformation tactics. I gave up and wrote this report. Horrible service. Bottom-of-the-barrel contractors. I definitely did not renew my contract. I can't think of a situation where FAHW would be a good fit. It is definitely NOT a good fit if you have a rental property and cannot allocate 4-5 hours a day fixing what FAHW screws up.

It's easy to submit a claim with First American Home Buyers Protection unless I want to request the certain contractor in our town. Sometimes I have to call them to do that and I can't log-in. That's a little irritating but other than that, if I fight for it, I can make it happen. I live in a small town here and I know the contractors, so I usually end up calling them myself and ask if they got the claim yet, then they'll come out. If I get a good technician, I request them again. And so far, so good. Their customer service was good for the last couple of calls I had, but the overall quality of their work has not been okay. Nonetheless, I would recommend First American.

We have been with this company for a while now. I don't understand why is this company continue to hire these non-professional technicians. I have to continually call this particular technician to schedule for him to fix my refrigerator. I should have known he was a non-professional with a Gmail account. Purchased the home with this First American Home Warranty at the end of June 2017. Around August we started to experience problems with the AC running non-stop and not cooling the home sufficiently. The home was recently re-insulated with foam in the walls and attic insulation. But on hot days the AC would run all day and never get down to 76 F where we had it set. First American sent out a technician 2 weeks later due to two cancellations and on a cool day which cost me $75.00. He inspected the unit and said the AC was old (28 yrs) and although not cooling as well as it could was operating normally so there was no warranty issue. My electric bills argued differently.
I called the company back and explained the non-stop running, the fact the AC tech came on a cold day, and the tech’s negative attitude that suggested I was trying to scam the company. First American said that they do not warrant age and if it isn't broken it is not covered. I asked if I could get an independent second opinion from another company of my choosing. They said that they, First American, would need to send another technician out and if they found no issues they would charge me another $75.00. Another $75.00? At that point I felt that this was their way of keeping me from a warranty issue.
So fast forward to March of 2018, still under warranty. I called two different companies for a free analysis of my unit. Both indicated that the compressor was worn out and it would not last another season. As of the age the unit, it would need total replacement, particularly because of the old Freon and the changes needed for the new Freon.
In the meantime, I received a "renew your warranty postcard" in the mail from First American. I decided to try one more time to see if they would honor their warranty. I talked to a salesman who said the same thing. "If it isn't broken then we won't fix it". I explained the hot days, the constant running, the high electric bills and I said to him "put yourself in my shoes! So, I have to wait until it breaks before you will honor your warranty? What about running all the time and not getting down to temperature? What about two independent AC contractors opinions?" I also said I would be willing to renew this insurance if they would honor their warranty. He then said he may have misspoken about it breaking, was sympathetic, agreed with what I had said, thought I had a valid point and transferred me to claims.
I again started to explain everything to the claims department and in the middle of me talking they hung up on me. I waited for a callback thinking the hang-up was accidental and if it was, they had my record and phone number on their computer. No callback came! You can imagine I was not happy! So, I will not continue to waste my time with this company. I am having my AC replaced independently and suggest you avoid First American Home Warranty!
Updated on 05/19/2018: I recently wrote a review on April 18, 2018 about my experience with this company. I gave them every opportunity to make this wrong right. But they insisted I did not follow proper procedure and therefore I invalidated my claim. This involves a failing AC unit that ran all summer day and night in 2017 and never getting to the temperature setting of 76 degrees, which I feel is not an unreasonable temperature setting. They did call me back two days later after I wrote my first review. I explained that after the warranty department became conveniently disconnected with my last phone call to them and never called me back I decided to write the one star review dated April 18.
We decided to get the unit replaced independently as First American Home Warranty refused to honor the claim and it has been running great and cooling the house as a normal unit should. This proves that the 28 year old AC unit which was warrantied by them was failing and not cooling the house as it should have. They called 2 days after the new unit was installed and said they would waive the second $75.00 fee to inspect the unit again. A day late and a dollar short! I would have loved to have seen their second opinion! I asked them to just pay half the cost of the new unit I had installed and I would change my review, but no go!
Eight people read my first review and said this helped them make a decision about this company! I would think eight people who decided not to go with them. Imagine the money lost to them because of my review. Imagine had they just paid half my new unit cost the money they would not have lost. I don't understand a company that does not get customer service and customer satisfaction. But I do know this, the power of free speech goes a long way. This company is a ripoff and AVOID FIRST AMERICAN HOME WARRANTY AT ALL COSTS!

I believe in home warranty and we've always had one. We are with First American and whenever our issue is covered, they handle it. We call them for claims since it's sometimes easier than submitting them online and because I want to talk to a real person. Our most recent claim was for a pool pump and it was straightforward. The pump was leaking and they fixed it. However, there has been a few times where we've had things that we thought were covered but then when we go back and look at the contract, they weren't covered. And so homeowners need to make sure that they completely understand what's covered and what's not and that what they're covering meets their requirements.

When we bought our house in 2008, First American was included as a home warranty for the first year that we purchased it and then we renewed every single year since then. It is an old home and we need to have some protection. We stuck with what we knew pretty much and we like First American. Also, we are satisfied with their service so we continued with them. When we've had to replace things or get things worked on, they were fair. I would recommend them if people were asking me about getting a home warranty or asking specifically about what I think of the company.
When we were first involved with the warranty company, we submitted claims only over the phone. But now, I submit online. I'm very familiar with the computer and online and I love that part of it. It makes it a lot easier. Navigating thru their website is intuitive and easy. I've filed claims online three times and getting a tech out was fairly quick. Usually, it's within two days. But this last time was a bit longer than usual and it had to do with when the claim was filed. It was on a Thursday and so they didn’t have anybody available until the following Monday. It was the longest we've had to go, but it wasn't totally inconvenient. Moreover, I've always felt the technicians and the people that First American use were very informative and professional and they let us know what's going on. They provided various suggestions on running things more efficiently. I've always been happy with them.

First American was the home warranty company I had originally when I bought the house and have been with them for about five years now. Submitting a claim is easy as I just go online and submit it. It’s a lot better than what it used to be. Navigating their website is very simple too. The people that they use are great and they pretty much knock it out on the first go, but we’ve had a lot of stuff done and for some of the bigger jobs, they’ve had to come out a couple of times. Like when our washing machine was out, it took almost two weeks for somebody to come out from Sears, and it would have been nice to have a little more flexibility with getting someone else that can do the same job out sooner.
From five years ago to now, however, they changed a lot of their customer service in terms of attitude, response time and follow through. Originally, it was horrible. But over the last three and a half years, they’ve done a lot better. There’s room for improvement, but overall, they do a great job. They offer good quality pricing for the services rendered and are a pretty good home warranty company.

I’m so glad our real estate agent recommended First American Home Warranty to me. We automatically signed up as soon as we bought the house. We've had them for five years now and submitting a claim has always been great. I just give them a call and they start the ball rolling. Then we communicate through email as the work progresses. They're easy to get a hold of and I wish everybody was more like them.
The techs they've sent have all been great too. We had a problem with our washing machine last year and the guy who came was nice, friendly and very knowledgeable. The techs were also fine with the oven and knew what they were doing. Everything has been fixed and done reasonably quick--within a few days or less than a week. We had to wait the last time but that was because we went on vacation in the middle of the progress and they were going to come out the day we were leaving to go out of town, so we had to delay them. We called them up to ask if they could wait for another week, so that was on us. Overall, we've had excellent service from First American and I'd definitely recommend them.

Horrible experience with trying to get information on a plumbing coverage. I've spoke with a claims resolution manager who gave me unsatisfactory information. Upon investigating further more and speaking with somebody who supposedly holds a position above the mentioned supervisor, I received different information which was acceptable, however promises were made to me and were not kept. I hope the conversation was recorded for the purpose of reviewing it. I am very dissatisfied with the way this company is conducting its business.

We've called three times and it took one to three days for someone to come out to address the issue. The people that have come out has been very professional and we've had nothing but great experience with them. When we had an issue with the leak again, I called and the same guys came out and they were nice. They explained exactly what they did and we have not had any problems since. We purchased a home in Arizona and the warranty with First American was offered as part of the purchase. And after my husband died, I felt that having the warranty was awesome because I was moving to a new area where I didn't know any workman. It was a good way to be sure that I got good quality workmen and that they were safe in my home. And so I kept it up when I moved here. Also, I was forced to use the house in Arizona as a rental for a while and I kept it up on that house also, and it worked perfectly for me.
I submit my claims by phone and I have always had excellent results. They give me a name of a company that will call me and they ask whether if it's an emergency. And most of the time, it hasn't been an emergency. But the one time that I did have an emergency because my roof was leaking, they had a person out within 24 hours. They always have someone respond to me within 24 hours. And I've always explained the problem to the technicians and it was silly sometimes and very easy to fix, but they were always very courteous. My most recent claim was for my garage door opener and the technician's work was excellent. First American is an all-around good company and I have recommended them to friends.

I usually submit a claim online and their website is very easy to navigate. Their claim process is good and it takes 24 to 48 hours for a technician to come out. However, I get a lot of excuses from the technicians in getting them to submit their findings and the time it takes to get the parts to do the repairs. Sometimes they don’t tell First American what the problem is and what parts they need to order. Then they'd say it was a big backlog of getting parts but I’m not sure if that was true or not because sometimes it’s not that way with certain items. Other than that, I have no problem with First American. The quality and service are good and they respond back to me in a timely manner.

I even had my inspector contact them to correct them, and it didn't matter. It is all a con! They won't even let me talk to a supervisor. I file the claim online and then, they call within 24 hours, set up an appointment, come out, and evaluate it. The last time I spoke to a claims agent, they were very good and followed through very well. And the technicians have all been good. They tell you what’s wrong, give a certain amount of time they’re going to repair it, fix it, and move on. My wife handles it if it’s an appliance and she usually requests the same company to come out each time and the same thing with the pool because we had good luck with them. First American always allow us to do that, so it worked out fine and they've always taken care of me.
I recommend First American to my clients. When people ask, I always tell them to use them. They’ve always done what they said they would do and there’s a lot of benefits to having the program. It’s like an insurance policy continually. So, I’ve continued to maintain my coverage all the way through. Also, it’s an easy process. I don’t have to go and look for a technician or a repair company for whatever I’m looking for. I had two repairs done with First American on the same day. The gentleman who came out to repair the springs in my garage door was very nice and very thorough. He was in and out and my garage door opens really great since then. My other claim was for my garbage disposal that just stopped working. There was no noise, and I dissected it. I know how to set the toilet and do all those kind of repairs, but I could not get my garbage disposal to work. I filed the claim and I had been out of town for a month working on business, and I came home to a very rude letter from First American telling me that because there was kind of a metal stuck inside the garbage disposal that they are not going to cover it. It was a tiny little piece of metal that looks like the backing of earrings but smaller.
The contractor did something underneath my sink and I know it wasn't the reset button because I did that. He turned my garbage disposal on and he had this little molecule piece of metal in his hand. My garbage disposal worked fine after that but I told him, "I don't believe that you got that under my garbage disposal. I think you planted that. I think that you pushed the reset button in a certain way that I didn't know how to do it." And so he went, “Well, give me the metal or I’m gonna make up a piece of metal.” He told that to the home warranty company. I will never allow that contractor company to come into my home again. The tech was rude and arrogant.
Now, what First American's got to have me do is have somebody come out. I have to pay the money and they'll have somebody come out and write a report on that garbage disposal. But it is working and I'm not doing that. I have had this home warranty company for 15 years since I bought my house. And the letter that they've written was very offensive enough that one of my job today and tomorrow is to see how I can switch my home warranty to a different company. They did not even call and tell me that they have excluded the garbage disposal. I'm a real estate agent and I worked at a Security Pacific Real Estate for 28 years. What they offer is what you're going to get and there's no hassle about it. I really love that about them. I don’t have to keep calling and bugging them to do something. With a lot of the other ones that I've checked into, there were a lot of complaints that they wouldn't cover things and they weren't paying in. But First American is a legit company. And then by the time you get to a person, you're so frustrated. The wait times can be significant. Sometimes, there can be a language barrier in submitting a claim or information, and there's just lack of knowledge based on what's needed at the home.
The call center could make the process of submitting a claim a little easier. In certain instances where we live, heat becomes a major issue starting about three or four weeks from now until November and it's not an easy problem. It's something that needs to be addressed quickly. I went about it a couple of times where I needed it addressed and sometimes, it was tough to get to people. But we've had pretty good successful interactions with the techs who come out here. Our experience with First American has been a hit or miss. We have a pool and there's a lot of limitations on what is or is not covered, then half of the stuff that goes on with it is never covered. Also, we had some items which we had them repair repeatedly because the repair doesn’t really stick. For example, I had an oven door that kept falling off. The first two times, they sent the same person out and he wasn’t sure what the replacement part was going to be. It wasn’t until the third time that I finally required they send a different vendor, and that vendor was more proactive in trying to find a more permanent solution as well as the replacement part that was needed and then replace it.
The reps have been very helpful, though. When I brought up this situation with our oven door, they understood and tried to reorder our calls so that we had a couple of tickets and that was most beneficial for us from a cost perspective. They looked for solutions and it didn’t just go through the motion. I would recommend First American. However, I have friends that ask who we have and I tell them. I also say the same things about how it's hit or miss on what's covered for our pool. That's one area where we will start looking at other home warranties for. The pool is the one reason we're buying a home warranty, and with so much of it not covered, I'm starting to question the value.

The technician is too busy to install it and claims he has other jobs to do, that's fine for a couple days but for weeks now, and now that our heater has been broken two months you think they would make a special circumstances. It's kind of important when you live in the Sierra ** mountains.

I decided to get a home warranty for protection and First American was recommended by friends. Whenever I submit a claim to them, the process is easy and they are generally very responsive and good. I've submitted claims to them both online and over the phone, and their reps were courteous and professional. The technicians who have come out to our home were generally very qualified people. We talk to them and they provide good professional advice. First American is a good company and a good service.

My unknowingness of the new home I was buying led me to get a home warranty with First American HB Protection. Their website was easy to use and submitting claims online had been seamless. Then I would get a call from a contractor the next day, so it was very effective. But, there had been times where the contractors didn’t fix the original problem because they got feedback from First American that they would not cover it even though it was associated with the initial problem that was covered.
Our pool pump system is all-inclusive. In the contract, the pool controller was covered but it was also clearly stated that a board component in the control system was not covered. But since my pool controller is integrated with that component into one piece, then everything was not covered and I couldn’t get anything fixed. I still have some issues now that I've given up after them coming back five times for the small leak in my pool pump. There was a point in time where I felt that First American was not worth it with what I paid for a year and the amount of hassle that I had to go through to get something fixed. But for the most part, I'm happy and I keep up and redoing my home warranty with them every year.

I've have had a policy with First American for 4.5 yrs, the first couple of times I was satisfied with the outcome of my issues. 2 weeks ago my water heater had a major meltdown, it took 2 days for anyone to get back to me. They only have one plumber that will service my area, an elderly man over an hr away. It took a week to get a new water heater only to find out the vents don't match up, he was told they would cover the part but it had to be ordered.
Days later I get a call that upon review the vent is not covered and that will be a $400+ out of pocket on my end, when I call customer service I was put on hold with the call center in Costa Rica for a half an hr only to be answered with a person I could barely understand trying to read me the contract where it says they don't cover that. So here I am 2 weeks later still waiting for hot water. If you are looking to do business with a company with integrity that will do the right thing, these are not your guys. The last 3 times I have called them they have found some small print to get out of completing a claim. That's it for me.

If something breaks, the home warranty company would fix it. I got a policy with First American and I paid for it a few times for a year, but they're not that good. My contract with them says that they would fix my stove, my refrigerator, and my dishwasher. But when I called them to come and fix my refrigerator, they said they wouldn't do it. The ice button at the bottom of the front panel was broken and when the contractor came over, he wanted to take the $75 from me even if he didn’t do anything. He only offered to see if they would work on that then later, he called me and said they wouldn't work on it. So I don't know what's the use of having First American.

I will say thank you for actually following through, but I still wouldn't recommend anyone paying for a home warranty. We learned our lesson.
Original Review: March 27, 2018
We have paid for 2 years of home warranty after purchasing our home in 2016. Our total amount paid is right around $1000. We have submitted 3 claims because of our refrigerator and the process has been a nightmare. I understand it's the business model of these insurance providers to NOT pay out and to string people along so we just get tired, and annoyed and frustrated. I get that you send people who can barely speak English, who are constantly late, or just don't show up. I understand that your business hours are 9-5 even though everyone in the real world lives and operates their homes outside business hours. I get it... I'm in business too and if I treated my clients the way you and your 'preferred' vendors treated us, I'd be out of business.
We were out a working refrigerator for 6 weeks. The latest guy they sent out was late, rude and couldn't communicate. He supposedly fixed the problem in about 15 minutes. He told me not to turn on the ice maker for about an hour (long enough for him to get out of there) and didn't leave us any paperwork, just the trash on the counter and none of the fridge items put back. The Ice maker makes ice, but doesn't dispense it. The next day water was pouring out our fridge because he loosened the water supply line and didn't fix it. Calling AHW yields absolutely nothing. They pretend to be interested but don't do anything. I can't get all the time back that my wife and I wasted, but I should get my money back. This company is not worth the money. Don't by a warranty, fix it yourself or pay a reputable appliance repair shop and skip the nonsense with AHW.

We went with this other company when we bought the house four years ago. But they totally sucked and it was like we didn't have any coverage, so I wasn't sure what we were paying a yearly fee for, being that everything we did seemed to cost money and they didn’t cover anything. When it came time to renew, we started shopping around. I worked in the mortgage industry and I knew First American was a big thing and seemed to be a trusted name. We switched to them and we've been utilizing them for three years now. I usually submit a claim online which is easy to do. Then, the contractor calls within a day or two and makes an appointment, which is always within a reasonable timeframe. So far, the techs who came out have been courteous, polite and professional. They got the approval needed, did whatever was needed to be done in a timely manner, and the quality of their work has been great.

First American Home Warranty was suggested by my real estate agent when I bought my house. I fill out a form on their website when submitting a claim and it is fairly easy. I would get a confirmation within 24 hours from them but it varies with the repair technicians. I have submitted about three claims and in one case, I heard from the tech in less than 24 hours. It was about a couple of days with another one and the other one was a week and I had to do a follow up.
We had an appliance technician do the repair on the stove that took a follow-up because there were parts. However, they were very professional, they came in generally on time and got the job completed. The pool one ended up not being an issue. They were able to go when I wasn't there and they were quick about it. The electrical one was a little bit disappointing because I specifically put in the notes what the problem was. But when they got there, the electrician said that it was not covered by the warranty. I was a little disappointed that First American Home Warranty didn't stop that on the front end so I wasted 75 bucks there.

Absolutely terrible experience, had a claim that wasn't covered, paid for it out of pocket. I asked for just a little common courtesy on the claim. The plumber said he isn't certified to diagnose the problem being that it was a septic system, but tells them his diagnosis is that the septic system needs to be pumped. I have a seller disclosure documenting the system being pumped last year. All I asked is that they send the septic guy and if it's not covered at that point then I would pay, I then try to add said missing coverage and was told that I couldn't add coverage while there is an outstanding issue. I now call back and said I am now outside the 60 day time period by 8 days. I felt disrespected and taken advantage of in the nicest way possible of telling them no we will not help you. I always have home warranties and I will gladly be paying American Home Shield for coverage next year.
Hello Steve,
We dispatched two independent contractor's, K and G Services and Vintage Plumbing Services LLC who reported your septic tank needed to be pumped. Upon review, you did not purchase the optional coverage for septic tank pumping/system. Subsequently, septic tank pumping is not covered under your home warranty contract. First American considers this claim closed.
Thank you.

On my first experience with First American, they were very reliable and they provided the services that I needed. But my most recent interaction with their technician was not as good. The process with that particular contractor was a little bit frustrating. They booked three appointments and it created a lot of confusion and difficulty on my schedule. That mistake could have been avoided if they were a little bit more professional in gathering the right information on the part that needed to be repaired. But overall I'm satisfied and I'm relieved that I was able to get the part repaired. First American is a great service for your basic unpredictable needs and I would certainly recommend it. Their pricing is reasonable and it's also convenient online when you can interact and open a claim electronically if needed.

I first had American Home Shield and when I put in a claim with them, it seemed like they didn't want to cooperate or live up to what they promised to do on the claim. So, when my renewal came up, I decided to go and stay with another company. My interaction with the reps at First American is pretty good other than the fact that when I call, somebody's foreign and I can't understand what they're saying. I usually submit claims over the phone and at times the process is a little redundant and hectic. Overall, it's okay, but it could be better. A technician normally takes a day or so to get out to me and does a good job coming in and making a friendly, easy conversation.

First American Home Warranty was the company that the realtor suggested we get a homeowners warranty with. We've had two different people then - one was an electrician and then we had a heating and air person come out. They were very nice and professional. They called and notified me when they'd be here so I'd give them a time frame. The quality of their work seemed to be fine and I was very pleased.

We had had two appliances that we tried to get fixed at the same time so we had two claims back-to-back with First American and one of them went much easier than the other. I've submitted claims a few different ways and doing it online works out better because I've done it verbally and it was a little slower. With the online way, I got my log-in and everything set up so when I put in the claim, the tech came right out the next day. Everything was completely fine and that was wonderful.
However, we had a horrible experience on our first claim. I have two boys and we use the microwave all the time, but the claim for it dragged on for about three weeks before we got a resolution. First American told me that there were no techs in the area. I live 10 miles south of Houston and I find it very hard to believe that they can't find someone to work on my microwave in a whole greater area of Houston. They told me that I needed to find a technician to come to my house. I told them it was not my problem to find a tech and they needed to figure it out. It was what I was paying them to do. I also told them that I would give them a few days then I'd call back in.
First American told me that they were going to note the problem and they'll have a manager call me back, but they didn't call me back. So when I called them the sixth time, I told them I've been waiting for three days for a manager to call me back and that I wasn’t hanging up until they get someone on the phone. Within five minutes, a manager got on the phone and the very next day, I had someone at my house. It was ridiculous that it took three weeks and six calls for that. After the third week of being without a microwave, I could've probably made a phone call and found someone.
The vendors have been fine and the technicians have been wonderful. The quality of their work was great. The technician who came for the microwave had fixed the issue within a few minutes. There was some little catch on the inside of the door but it was a minor fix. The problem that we had was with the First American side. I had one experience where everything was awful and then the last experience was fine, so it depends. I'm sure that all businesses are that way, having successes and some things that are not so successful. So, I would still recommend First American HB Protection. And we're going to keep the warranty but we don't like being treated poorly.

I was a customer for almost 10 years. In that time the service technicians went from bad to worse. I have been accidentally paying for 2 warranties since 11/17. They refused to refund my payments and seemed happy that I was getting taken advantage of by them. I will be filing a complaint with the Texas Department of Insurance and disputing the charges on my card. I had 3 technicians for 1 heater problem in one month. The same problem had been happening every year for 4 years but finally seems resolved. The customer service is awful and they send no name “companies” to “fix” your issue. It’s my own fault for not finding a new company years ago. Don’t be fooled by a Realtor who recommends this company. Buyer beware. There are other and much better options for the same price with no runaround. Good riddance First American.

I have had First American Home Buyers Protection for years. My husband had it when he was with real estate and we just kept it after he retired. Recently, I had trouble with my water heater and my sink faucet was leaking. And then, I wanted them to check my commode. So they sent this plumbing company that I've never heard of, and their plumber fixed the sink but it has a little hole that comes up from it. As a result, I can't use it since it leaks around it. What I needed is a new faucet because ours is 26 years old and it's been there ever since we built this house. Then my commode is only five years old. When it fills back up with water, it makes this horrible squeaking sound.
The plumber said he fixed it. It flushed twice okay, and then he's gone. But it still wasn't right. And then someone went into my garage and checked my water heater. He came back and told me that the pilot light is on and that is all. As far as I know, they didn't do one thing to the water heater. I feel there's not enough hot water. All in all, they didn't fix the water heater, they didn’t fix the commode, and they didn’t fix the sink. I have just been so aggravated, I didn't want to get into it with First American.
Additionally, I had trouble last summer when my air conditioner acted up and they sent this guy who had to come back three times. Sometimes, my air conditioner would be off for a day or two and then all of a sudden, it might come back on. I kept telling the technician but whenever he gets here, it would be on. He told me he can't do anything since he can't see what's wrong with it when it comes back on. The last time he was here, he said he changed some of the wirings to it. It was okay the rest of the summer.
Lastly, I had trouble with my heating system. It went out on the coldest day of the year, on New Year's Eve. I called Sunday, but they couldn't get anybody to call back and make an appointment until Tuesday because Monday was a holiday. That aggravated me so I just called the local people and I ended up having to pay $800 myself. I swore up and down that I was going to discontinue but I don’t feel I can because I might need them. Still, I would recommend First American Home Buyers even when the people they send maybe two hours away and that there aren't local contractors that work for them.

We’ve subscribed to First American for over three years now and we haven't had any issues with them coming out and handling our claims in an efficient time. I could call them or file a claim online and they're handled it fast and easy. Their customer service reps have all been helpful, happy and easy to talk to. The technician who came most recently was a friendly guy, knowledgeable, and explained to me what he was going fix and how he’s going to fix it. All of the technicians who came have been efficient, clean and left the house clean in the same way they came in the house. The quality of the work they performed has been good overall and I haven't had anybody back to fix any issues that have been fixed.
However, last year I had a guy come and fix my microwave for me. And the microwave cosmetically was chipping on the inside and some other stuff so he recommended that we get a new microwave or have somebody come out and send it down to repaint and fix it. He mentioned that although it would be a separate claim, it was definitely fixable. And so, I waited and called back. I told them what the issue was and they sent somebody out to fix it. But when the guy came out, he said that he it’s cosmetic and he can’t fix it. It cost me $65 to have somebody tell me that they couldn’t fix it when the person that made the claim for me, the claims analyst, could’ve told me that themselves.
That time, I wasn’t happy with their answer that it clearly states about claims if I look at the contract. I looked at the contract and told them, “Well, you’re 100% right. And I didn’t read the contract all the way through and nobody does. It’s not my responsibility. But on the flipside of it, your claims analyst should know the contract inside and out better than myself. When I clearly stated it’s cosmetic, why would they set up the appointment? ‘Cause that should’ve been told at that point.” And they were like, “Yeah. You’re probably right. But still, at the end of the day we don’t cover it.” I wasn’t trying to get a freebie, but they could’ve handled it a little differently. That was the only issue I ever had with them the whole time. Overall, First American Home Warranty has been good and I’d recommend them.

The guy whom I bought my home from included First American Home Warranty with the purchase and he paid for the first year. The first year was really good but when I renewed the contract the second year, the price went up and the service dropped. I have two refrigerators wherein one is not freezing and the other one is making a noise. I got two calls in now on those two and it has been a month but no one has still called or assigned the repair to anyone. I reached out to First American and I found out who the contractor was and called him. He said that he's going to call me back but I haven't heard back from him at all. Also, one of the refrigerators have been fixed before and during that time, it took them about five months to get it fixed. I called back since it's broken again, but because it's past 90 days long since the repair and the guarantee only works for 90 days, they told me I have to pay the service agreement again.
But, mostly their contractors would come out. When I submit a claim, I'd usually go online and First American would file it to a contractor. They'd shoot me an email and let me know if they've assigned it to a contractor to do the work. First American prefers that you submit the claims online. If you call them, they will ask you to come online. It was rare that I spoke with their reps but when I get to talk to them, the interactions have been good. The contractors would then do the job and I'd pay them and I'd pay the co-pay. But I'm not going to renew my warranty with First American and I wouldn't recommend them to anybody.

I opened my refrigerator and the interior was warm. I checked the freezer and food was thawed. Called First American Home Warranty and they scheduled an appt w/ SEARS. To make a long story short there were 4 visits - 1st visit (6 Feb 18). SEARS changed the thermostat. 2nd visit SEARS came out and changed the starter. I requested another company (which will be the 3rd visit) because SEARS first available appt was a week later. 3rd visit - A contractor came out and stated I needed a seal/compressor. Contacted First American and they made an appt with SEARS for seal/compressor. 4th visit - the SEARS contractor could not guarantee that the seal/compressor will do the trick.
It was at this time the contractor called First American to let them know that this may not be fixed with the compressor. First American is not factoring in the amount of time the customer is without a refrigerator, food spoilage (2x) and the runaround with customer service and claims dept. First American said I did not have enough in receipts/invoices to include compressor amount that warrants a replacement offer. Come to find out First American does not follow up with the contractors they send out and it's a good thing I had receipts and a photo snapshot of an invoice to include in my email to them. The day after I sent the email w/ attachments I received two phone messages stating that the item was fixed and that the order will be closed out.
Needless to say they were many more follow-up calls to no avail. Then I receive an email offering a replacement. They are offering a refrigerator that is not comparable to what I have now. They are offering a standard fridge. I have a 3 drawers (deli, humidity control crisper, and temperature control meats) and shelves that slide out to name a few... And let's not discuss cubic feet. I had to do my own research and provided First American with the information to include the manual that has the specs. I went to SEARS to pick out a model that is comparable with mine (the item I chose is being discontinued and is on sale) and it's still not enough for First American because of the receipts which is how they do their cost comparison.
The refrigerator I am requesting is not an upgrade but is the closest to what I have now when it was in working condition. I do not have a basic First American contract. I pay additional money to have the upgrade package in my contract. First American wants your money and is not concerned about work ethic, nor are they concerned about the runaround and numerous calls made. I am still waiting for First American to review documents I sent to them. It is now going on 42 days...

Since I can't do a lot of things around the house, getting a home warranty was the best way to go. First American has been okay compared to a lot of other providers. I'd usually call in when I have to submit a claim because I hate being on the computer. I'd get the claim going, then I'd also get the number of the people that they were contracting with to do the work and call them. The reps I've spoken with were very courteous and professional. The technicians they've sent out have been fine too. You get a different company or person every time when somebody has to come out. With that, it's a hit or miss. Last year, a person came out for a leak in my kitchen sink. He replaced one of the piping underneath the sink but he cut it too short and it was leaking. The piping had a wiggle room. So about three weeks ago, I had to call somebody to come out and that's what I was told--it was a smidge too short.
Also, you have to read the fine print in your contract because even though it's your house and they say this is covered, it's such a nitpicky thing as to what they cover and what they don’t cover. For instance, I had an issue with the icemaker on my refrigerator door. I called this number and they told me, "Oh, we don’t have anybody that was contracted for, so call out First American." But what I did was I took things apart and got things working, so I didn't even have to call them.

I've had First American Home Warranty for 3 years. They were great for responding quickly to failed plumbing and appliance problems in this previous rental property. This year, however, my gas wall furnace quit working and the repairman condemned it as unsafe. Rather than get the bottom of the line wall heater offered by the home warranty, I decided to take a reimbursement check and upgrade. I cannot afford to replace the heater right away and I am saving for a gas heater, but in the meantime, I was told that the warranty would be suspended until I replace the heater. During this time, they have continued to withdraw my monthly payment from my bank account even though they are covering nothing.
I just tried to call them to get reimbursed for the payments during the months I have not been covered. I got transferred four times to four different departments. Nobody could answer my request and the fourth transfer, they just cut off my call. Now, I'm going to request that they simply cancel my contract and hope they will do this. The only way to cancel the contract is to email them. There is nothing on their website to cancel the contract and nobody will do this on the phone. I think they may have 3-4 people sitting on the phone just transferring calls between each other and when it comes full circle, they hang up on you. Overall, I have to say, they did a good job covering problems, but good luck trying to get out of your contract or get money back from them!

I've done most of it on their online portal and I'd normally get a call from the company within a couple of hours, then the contractor who would be coming would be in touch within 24 hours.
Every contractor they've sent has been great, has treated us well and hasn't taken advantage of us. Also, I've been pleased with their work. Almost every time, the contractor has resolved what was going on except for one instance when I didn't understand the issue I was having and we needed a different type of contractor from the one they sent. First American has saved me money especially during the first year we had the warranty when it was part of our house purchase and we didn't pay for it. Now, since we've renewed it, it won't save me as much money, but it's been a worthwhile thing for us.

The reps have been also very attentive and they've listened to what I was saying. They've been very accommodating too. If the time works for the contractor, then I'd schedule the work. Also, the technicians that they sent have always been good. They've always fixed the problem and I've never had to have them come back and fix anything else so I'm very pleased with the work they've done.
The only thing with First American is they'd give a window of time when they're going to come out and sometimes it could be as much as four hours. One more phone call trying to get a cash out to get it repaired myself...response, "We don't know how much the parts are because we can't find them so we can't give you a cash out price to repair it yourself either." When First American contacted me at a good time so I gave it a shot and made the switch. When I submit a claim to them, it seems to be a smooth transaction. I make a phone call, get a claim number and the contractor that they assigned calls me. The claims reps that I dealt with were fine and professional. I'm pretty in tune with the procedures because I've been with them for a while and I know what to expect when I call. The contractors that they sent were good and very friendly. However, I got a problem with one right now and apparently, they don’t back up their work.
I had a plumber come out four months ago to fix a leak under my sink. A few weeks later, it started leaking again at the very same spot. I called First American. The fellow that I talked to told me that I needed to talk to the contractor because it was a workmanship warranty issue. But when I called them and told them that their repair didn't work, they said, “Sorry. We only guarantee our work for three months” and I was not happy with them so I’m going to have to file a new claim and specifically request that they don’t send those clowns out again. Other than that, I’ve been recommending First American. I bought and live in an old, two-story farmhouse. It’s 95 years old and a beautiful old home. But some of the appliances and some of the things that came with it are old too, and it was a perfect candidate for this type of a service. $70 a month for the warranty is a lot. Tech arrived on time, wanted service fee payment before starting work, we paid by check. Discussed details with Tech, showed him the temp gauge in fridge, 4-5 degrees below control panel temp. Tech said he needed to order parts and re-schedule a time to come back out with parts to fix problem. Stated on his invoice fridge worked fine and left the fridge plugged in.
Mar. 12, we opened up fridge to check on it, it was below 20 degrees, frozen and had now fractured the water filter tank. We unplugged the fridge and had to install a water shut off valve to the water supply line. Mar. 13, we called the Tech Co. again, talked with them, they had no parts listed as on order, no noted they were to reschedule a follow up visit to finish the repair work. I discussed details in person with them and noted that our water filter tank was now damaged due to the Tech leaving the fridge plugged in. They committed to call us back with an update, no call, no follow up, nothing.
Mar. 13, we called First American. Told them what was happening, the problems with fridge, damaged water filter tank and that we called the Tech Co. Also told them the Tech Co. had no parts, no plan to come back out and no plan to call us back, No call, No follow up, Nothing. First American put us on hold while they would call the Tech Co, no one there so First American said they would follow up and have a supervisor call me back as requested, No call, No follow up, Nothing from First American.
Mar. 14, we called First American again. Talked with another Rep, he said there was no record of our discussion with them the day prior. Told this Rep everything, more helpful, tried calling Tech Co., no one there again. This Rep said he would follow up, reschedule a visit from the Tech Co., validate they had parts on order and have this claim assigned to a claims Rep. We were offered a $75 credit to rent or purchase another fridge to use. Rep said that a claims Rep would follow up within 24 hrs., No call, No follow up, Nothing.
Mar. 15, we received two (2) emails today. First email stated they had three (3) parts on order as of this day. Second email stated that First American would review our claim and get back with us in 1-3 business days. REALLY? I called First American again, talked with another Rep and asked to speak with a Supervisor. The Supervisor reviewed our claim, I informed him of the significant amount of time that had transpired since we filed our claim. We again discussed details with the Supervisor, problem with fridge, new damage to our fridge. We were told that NO claims Rep was assigned to our claim, as such, no one would be calling up back as committed.
The supervisor said he would assign our claim to a claims Rep and stated again they would call us back. Said he could not take our word the water filter tanks was now damaged and needed the Tech Co. to come back out, verify the damage and order parts. We were again offered $75 dollars to rent or buy another fridge, really, the delivery and pick up charge for a rental would cost close to $75, not including the minimum lease of 30 days they wanted. Parts should be on order, however, no eta for parts, no eta for when the Tech Co. will come back out to verify the newly damaged part, no working fridge (using our neighbor's garage fridge for now). No call backs, No follow up from anyone, Nothing unless we call, NO END IN SIGHT! We may have overlooked some details, however, this represents the issue, ongoing frustration and total inability to resolve this issue within any reasonable amount of time.

I’ve had a warranty with this company since I bought my home in 08. They have been a great company until a couple of years ago. Over the last few years I’ve had a few claims and each claim it takes a couple of days for the vendor to call and then a few days to get my problem fixed. Every claim in the past few years I’ve had to pay significant out of pocket expenses. Furnace was $700 out of pocket not including the service fee. This week water heater went out and I have to pay $690 out of pocket not including the service fee. The point of having a home warranty is to avoid large amounts of expenses and I will not use this company anymore.

We have had this for one year. The refrigerator started to freeze the food. They sent out a repair guy and he said the fridge was a poor design and that it did that if things were too close to a wall near the freezer. It had worked fine up until then. They closed the case. We called back and they sent out another company. The tech told us that a damper door was not functioning and would order a part. When we called to find out about the repair they said it had been denied and that everything was working properly, but that it was set too low. He reset it, but it kept freezing things. They closed the case again. I called and they said they would send someone out to rediagnose it. It is frustrating that everything is handled from Guatemala or the Dominican Republic. I actually called the renewal line and got someone from Arizona. I told her my frustrations and she forwarded me to the Dominican Republic.

I switched over to First American from the warranty company that came with the house. I always submit my claims with First American online and it is a very simple and easy process. And I usually get technicians quickly. I’ve had very good experience with them and always been satisfied. They do a good job. First American tends to send the same technicians that they sent before, which I like a lot. Having First American is worth it.

I was told that First American HB Protection had great service and so far, I’ve been satisfied with them. It’s been a couple of years now since we got them and our experience in submitting our claim was very good. We did it over the phone and the rep was good. The last technician was from Sears and he was here within two days. He told me what he was doing but the job that he did was not the correct function. They’re currently backed up so they couldn't repair the issue. Nevertheless, First American is a very good company and I have recommended them. Having a warranty is very important because things would just come up and the warranty will cover that.
We appreciate your continued business Gary!

When we bought our house, our agent gave us a stack of different warranty companies. We went through that and it appeared that First American HB Protection had the best consumer report type reviews and their price was good. So we went with them and we just renewed in July. We live in Alaska and we are not there at the house all the time. So for us, the warranty is very important because we don’t know the vendors too much and we could count on whoever First American called to repair something.
So far, we did two claims last year and one claim this year, and when we called to submit our claims, their reps were very professional and perfect. All of the techs who came out were very good as well. They made appointments, came when they said they would come out, and introduced themselves when they arrived. They identified the problem, fixed what they could, and I’ve been pleased with all of it. As for the price, First American did what other companies do. After they got us in, we kept on paying the same rate and they gave the best price for the warranty only to the new people. I would like them to appreciate my business more since I've been hanging in there with them but they're not unique.
Thank you for your review Ruth!

When I file for claims with First American Home Warranty I do it over the phone and the claims reps I was able to talk to were adequate. And the technicians have been professional and timely mostly. They have done what they're supposed to do. However, the overall claim process is terrible. First American has a lot of fine prints to try to not cover anything. It's an awful and horrible business. It's not worth the money and I feel completely misled. I dislike them strongly.

First American Home Warranty does not stand behind the service providers and contractors they send out to their customers. After 30 days they want to charge another $70 fee even if it is for the same issue that was not fixed on the first service request. I would not recommend nor would I ever use them again!!!

We had this company purchased when we bought our house, they were recommended by the realtor, so we asked the sellers to purchase it as part of the contract. They were really good up until we wanted to renew our contract with them. They stated that it could not be renewed but couldn’t give us a reason why. They have something in their contract that states It’s up their sole discretion if they choose to renew your contract? We always paid our contractors on time and never had any issues with the company but they couldn’t give us a reason why they wouldn’t renew our contract?
They also state that you are suppose to receive new information with new pricing for a contract renewal. We never received this as well. We really wanted to keep this company but they didn’t want to renew our contract. I would highly recommend that no one go with First American Home Warranty. I would also recommend that you do your research before going with a Warranty company. My husband hurt his back overseas and he can’t do anything with the way his back is. That’s part of the reason why we wanted to keep them but they didn’t want to renew our contract. This is not First American Home Warranty more like Not American Home Warranty. Don’t use this company.

I had a good experience submitting a claim to First American. I either do it online or I call the 800 number. For the most part, the technicians they sent are okay. Though, I had a bad experience a few years ago with the guy who redid our hot water heater. He hooked it up wrong and then we had a gas leak. Other than that, the quality of work performed by the technicians is generally good.

I've been First American's customer for seven years. It was something that came when I bought the house. I just renew the warranty and it has worked okay, in general. But sometimes, the contractors that they dispatch are not high quality. There have been times where I have not accepted the job and I have to call again and they send another person. It takes a long time for them to recognize that the contractor is not knowledgeable. I have higher end appliances and most of them are new. Not all the contractors are versed in repairing or doing things the way I expect.
There is one claim for my dryer that I have not been able to finalize with them yet. It is one of those high-end dryers from LG. Two technicians came and they didn’t really know how to fix it. They ended up calling the 800 number for LG and they went by the instruction manual. However, the issue was still happening even though they did everything that the manual said. When someone is experienced with those machines, they usually know what's going on. I ended up speaking with someone in First American. They wanted to send the first technician to my house again but I told them that I don’t want that technician because he couldn't fix it the first time. They should find a technician that is versed in my machine instead of sending the first technician.
The lady told me to find the contractor that I want and then they'll reimburse me. That was a bummer because I was expecting for First American to take care of that instead of me having to do the all leg work. I'm a busy person so I cannot do it. It seems that they have a process. Once they send Company A, if the thing doesn’t get resolved, they have to send Company A again and again until it gets fixed. However, that didn’t work for me. I don’t love First American. It's not necessarily the best experience ever, but I'm not looking to cancel.

Every time we've ever had anything, First American has always been there. I bought the warranty 20 years ago when we bought our house. Our realtor recommended them and we thought it was a good idea. I call when I submit my claims. The only problem I had was calling down to Costa Rica or El Salvador. It’s hard to understand them. The people didn't speak good English. Then I got a phone number for guys here in the United States. Since then, we’ve been getting better service.
I’ve had good service from First American over the 20 years. They did my microwave, put in a new dishwasher, and had the furnace worked on six times over the last 10 years. They put two motors in it. Then, they had the motor on and the fan that goes around that brings the air around from outside. That thing went out and within two weeks, it went out again. They had to come and replace the whole motor. And it was the fault of the manufacturer.
They also did a great job on our garbage disposal. The guy that came out did a fantastic job on it. He told us some things that we never knew. He told my wife how to grind it. He said not to put lemon down there because it gets under the blades and it causes more smell. He also said that we run hot water when we put ice in there because when we turn it on and it got ice in there and use cold water, it just makes it more hard. So, it’s been good. I've recommended First American to several people. I’ve been telling all my friends about it. I went to my marine colleague and I told my experience to about 30 guys.
But once, I had one guy and he didn't bring a ladder to go up into my attic. I said to this guy, “You came out here without a ladder?” And he said, “Well, I just didn’t think I needed one.” I had to get him a ladder, and then he got up there. However he was so fat he couldn’t get in there. So I called First American and they sent a nice guy, about 5’5” and really skinny, so I got no problem. He crawled back there and put in the new motor.
So everything has been good except for our most recent claim. We have more problems with this heater and now we’re having problems with it again. They’re coming Wednesday because they think there’s a leak now. The company they sent put a new a compressor in December and it hasn't worked well since then. I don’t think the guy who put it was very good because I’ve had problems ever since he did his job. When he scattered compressor pipes in, he didn’t get them done well and now it’s leaking Freon. They've also sent people from Rockland but they didn't come out. The guy never showed up the whole day. I called them and they told me that they have no one to send me.
So I called First American and they sent AquaPro out. Five people came out and they’re on to it. They're Hispanic. They’re all nice, professional and top-notch. They brought their own ladder. I’ve had the same guy out now three times and he put his motor around up in my attic and then down here. So he seems to know more about what’s happening.
Then, they came out and put the heater on it to keep it from defrosting. But this last week it defrosted it up and I called and they came out Saturday and they said, “Well, it’s low on Freon. We think there’s a leak in it.” So, AquaPro is coming out Wednesday to do a leak check on it. We had to order the compressor and it was Christmas and New Year's and a guy had to put it in. It also rained a couple of times and they didn’t want to be working out here since it's electrical, which I understand. I don’t want anybody gets in shock, be killed or hurt badly.

When I bought an older house, I knew there was going to be something wrong with it so I figured I'd get some help on getting it fixed. I trusted my realtor who was so good to me and I went with First American. The first time I tried to file a claim, I went through their phone system and it took quite a bit for them to get a contractor out. I've gone and done the service request online as well and it also took a bit of time for the contractor to call me and set up a time.
It's an issue for me that I always have to call them. Last week, I had to call the contractor to get an appointment then I had to call them again after the appointment window closed to tell them that they were running late. I tried talking to somebody about the issue but I haven't gotten any results. So I'm giving them my service fee and be done with what they’re actually going to cover.
One time, they sent a contractor who just came in, leaned up against my table, looked at my A/C and told me it needed to be replaced. He had also locked his keys in his car so he had to sit at my house for 20 minutes to wait for a locksmith. He left with my service fee but didn't put any claim in until weeks later. It was the middle of summer with no AC. But other than that contractor, all of the others that have come out have been all fine. But I would tell others never to call in an emergency because it would be a couple of days before they call back. Nonetheless, a warranty is still a warranty.

Stay away if you want to save yourselves the hassle and money. My Refrigerator started having issues around 12/15/17. Once I started the claim process, the service contractor came by next week to fix the issue. The issue started again within a couple of days and that’s when my nightmare started. I had to make several calls to the contractor and First American to get a 2nd appointment scheduled. The service contractor eventually came 2nd week of February 2018 and said that several parts including the compressor needs to be replaced and they will make the necessary arrangements with First American. After this the contractor went completely off the radar and would not respond to my calls. I had to escalate this to First American multiple times and they finally assigned a claim specialist for me last week of February.
I had to stay in hold on several times, and go through their ridiculous prompts each time I called wasting several minutes of my day. The representatives had no clue what my issue was and I had to repeat the same information every time I called. They would also say that the issue has been escalated and they’ll take action within a day but nothing had happened the next time I called.
Once they assigned a claim specialist at least I started getting updates in late Feb and she said that the issue should be resolved within a week. But the daily updates for the next severally days were that we are still waiting for the purchasing department to make the final decision on whether they will replace or repair. On 03/09/18 they called to say that they will to repair again and I now have an appointment for end of March. Months without a refrigerator: 4! They only pay $75 for a mini fridge as temp relief and have no regard or urgency to fix customer issues. Poor service, too many delays and a complete waste of time. I will add an update on what happens next but they have already lost my trust. Stay away.

I've been with First American for six years now. When I got them, I was having different issues with the house and I thought it might be good to get a warranty. I usually go online to submit claims, which is convenient but it is also a little confusing and difficult to go through. The website doesn’t say on the front page that I got to go to the top and hit the little unknown emblem to make a claim. There should be a place on the site where it says the claim on the very page that you get. Also, they should have a place for instructions on how to cancel the services. I had a problem when I had complaints about First American not covering some of the items that I thought they should.
As for the technicians that they sent, some of them are sharp while some aren't. I got to know the prior plumber well because they've been here for numerous times and they were good. And although the last tech I had fixed the water heater and did a good job, he didn't seem as knowledgeable and as professional as the ones who came prior to him. Also, I wasn’t as comfortable with him as I was with the people who came before. He seemed like he was a contractor for the person or the company that has a contract with First American. Other than that, the overall quality of work performed was good.

When I bought the house, First American was there and I continued it. I had problems a couple of times and they came and fixed them. The first time was a bad experience. My cooler was not working. I switched the AC and it would not come on. It took almost a week for it to be fixed. Three different agents came and kept going back and they were not able to fix it. The first person who came could not figure it out. I told him it was the wire but he didn’t pay attention to that and said that it was a different problem. And then the second guy came and was not able to fix it too. The third one came and figured it out. I told him the wire is the problem so he checked the connection here and he went to check the connection in the attic. He said there was no continuity. We were with no cooler for almost a week.
I also had a problem with the garage door and it could not go up and down. The door cost only $11 and I knew how to fix it. I called First American HB Protection and they fixed it and they charged me $75 for a five to ten-minute job. It went very good and the garage door guy, before coming, called me before 8:00. I missed the call and then I called back. He asked me what time he can come.
The recent one was for the water heater and we didn't know where the water was leaking. I told them to come the fast way because the weather was very cold. I called them Sunday and requested that somebody come on Monday. They said they can come only on Tuesday so we had to heat the water on the stove and put it in the tub. Then they came, checked the heater and changed the plastic pot. They did it promptly and sent me some refund. But if they had done the work on the first day, it would be much better and we didn't have to undergo all that stress.
When there is a small problem, they can fix it. The First American claims reps have been very nice and prompt and quick, and the technicians have been very good and knowledgeable. They fixed the job in a time limit that they've done. They were very fast and prompt. They knew what they’re doing. One guy didn’t charge me. I told him to take the payment but he said that First American will send me a bill and that I don’t have to worry. I will definitely recommend them to my friends and anybody else.

When I bought the house, the former owner had First American. When I have to submit a claim, first, I would look a little bit quick to make sure I'm covered on that particular thing. Then I would call and tell them I'm having a problem. They would usually let me know who they're going to call and give me the phone number so that I can call them if they don't call me right away. The service has been good. It's $75 when the contractors come to do the service and it usually gets resolved. While there have been a few contractors who don't try real hard, most of them have been very good.
My last experience was with bath plumbing. I had a leak under my kitchen sink and I thought the faucet was leaking because it's loose. The contractor determined that it was the disposal that was leaking and he put a new one in. I asked if I needed a new faucet and he said he doesn’t do that. There must be another guy who does faucets so he didn’t fix my faucet. But it was called plumbing and that's plumbing. I would think they would be glad to sell me a new faucet and that's really the only question that I've ever had. Still, everything has been satisfactory.

I've had First American for over two years. A friend of mine that used to come and worked on my computer told me about them. Somebody told me they were good. I just call and they just send someone.
So far, except for my refrigerator, I haven't had any big problems. I thought the person who came was going to fix it but instead, he told me that that part wasn’t covered. And I gave him $75, which First American said they’re going to send a check back. I haven’t received the refund yet. I talked to one of the managers and he had me on the line for a long time. I told them that it was fair even though it was my fault for paying the person who came to my home. After all, he told me I had to pay him to come over. I have told my son about First American and he’s been on it since.

When I purchased the home, this was the company that was recommended for the home warranty. After 2 months, I filed a claim for problems with the pool plumbing. They declined the claim with the explanation that this is a pre-existing issue. The explanation of the problem from their technician was calcium buildup inside the pipes and it was causing leaks.
Since this problem started before the policy was in force, then this is not covered. Their technician, in the notes provided to the company indicated, that there was no service done, and no fee should be charged. The company still charged me with the fee and claimed that if I do not pay this fee, they will not do any other services on this contract. This company is a total SCAM. Most problems done occur overnight. They often take time to develop. Their excuse for denying the claims seems like it will always be a pre-existing issue. DO NOT DO BUSINESS WITH THEM. STAY AWAY!!!

We have a good experience with First American and we’re happy that we renewed with them. When we bought our house, the homeowners included that as part of our sales. So they had purchased it and then we bought the extension after the year had run out. Submitting a claim is easy and takes only a few minutes. We usually get a response within a day or two; two days is the longest I’ve had to wait. Everything has been hassle-free when having to deal with a claim or request someone to come out. The process is user-friendly and painless, which I appreciated. Most of the techs that have come out have also been easy to work with and helpful. The last guy we had out was really nice. He was a plumber. And last year, we had a guy who I don’t know if he fully knew what he was doing, but the situation ended up getting resolved, so that was fine. And overall the work they’ve done has been good. Aside from very good service response time, all our interactions with First American so far have been positive. Plus, the deductible is reasonable.

Some of the contractors are not great with appliances. I would tell a friend to research to see if they can get a better deal somewhere else.

I have many years of Customer Service under my belt, and I have NEVER experienced such poor customer service. When we bought our home, First American was grandfathered into the home – so we have continued to renew with them. Within the first year of owning the home (Jan 2016), the coils in our HVAC burned up. We called and explained that we had a 2 weeks old newborn at home, please send someone promptly. We went round-and-round with their agents about who had the ball in their court - warranty company? Or contractor? It took 3 weeks and 3 visits to fix the issue. 3 weeks of freezing cold temps and spending the coldest of nights at my parents’ house to keep my son from getting sick.
Fast forward to December 2017 - another piece of the HVAC blew up. We called First American; they opened a new claim, sent another lousy contractor out... And another. And another. I have 5 canary colored invoices sitting on my kitchen counter, 3 of which suggest replacing the unit. FA refuses! They keep sending out new parts to repair on an old unit, which continues to burn up anything and everything they replace. It's getting ridiculous. First American cares about one thing only - their money. They don't care about the loyal customer. They don’t care that the customer is spending money every month for virtually nothing. They must not even value their outsourced contractor’s opinions, because they overrule every suggestion given to them. This is the first stop. Next complaint will be filed under BBB.

I wasn't happy with the groups that I had when I had the water heater replaced. They had so many add-ons that were so unnecessary and they lied to me. I paid my handyman to install it and it saved me over $100. Then on Christmas Day, my thermostat went out. Our turkey wasn’t any good because of it. Their guy took four days to come out. But I understood–there was a holiday. But then they said they had to order the parts and so it was another week and a half till they came. And that was crazy. But then, it happened again and it went down a week ago. And that experience was awesome. I called on a Sunday and the guy came out on Monday.
He found out that the previous guy put in the wrong charge. So I just said I should get back that money I gave the first time they came. I was told by the home warranty that they can’t do that and that I should call the place directly. I thought that is not right. I think the home warranty should guarantee if the work isn’t done right. It’s obvious they did it wrong because it didn’t work that long. I wasn’t happy with that. The gentleman I talked to is very nice, and he said that he would talk to his supervisor and see what they could do. But of course, I know I'm not going to get it back.
When we bought our house, our realtor gave us one year of First American warranty. We then renewed it after that. Submitting a claim with them has been very easy. It was very good with the claims representatives and I love being able to have somebody available on Sundays. But when I'm up for renewal, I'm looking into another place.

I've only had one experience that pushed the issue but out of all the different claims that we had over the years, the claiming process was relatively very smooth as well as our interactions with their claims reps and technicians. However, it would be better if during the communication between the contractor and the home warranty they get the right information transferred so that you don’t have any issues. Other than that everything was good.

We have had First American since 2003, I believe. I have recommended First American Home Warranty multiple times in the past because of the service we received on various claims. However, I will no longer recommend them. I have had seven claims on my refrigerator, all for the same problem, each service call $65.00. The leak has ruined my wood floors (which they will not cover). First American continues to send out a technician and will not replace the refrigerator. Three parts have been replaced: the heating element twice, the seal around the freezer once, and the main panel four times.
They are now sending out yet another technician for the same problem. The back panel was replaced 12/29, 2/8 and 2/22. I'm so tired of this runaround! This next visit will be the 8th time a technician has come out for the same problem. Each time I am taking off work, having to empty my entire fridge and of course put everything back. I can tell you right now that they will come out, fix one of the above parts (again), and we will have the same issue. I am so very frustrated.

I gave 1st American Home Warranty two stars because we had them for one year based on our realtor's recommendation; however, they did not renew our contract and would not tell us why. This was our first home warranty and found them useful for the most part and always there and top notch on paying and fixing the issues we had wrong with our home. Being an older home with some issues when we first moved here it was nice to have the coverage and we planned on keeping 1st American Home Warranty in the future. Again, we never had a problem with the company...seemed always on top of the game and we were impressed so much that we began telling others about how great this company was.
When it came time to renew our contract, we got a letter stating that our contract would NOT be renewed. Believing it was an error, based on the fact that the sellers had purchased the contract for us on closing we questioned 1st American Home Warranty reps twice and they concurred that it was not an error and that we could not renew our contract for another year. They would not tell us why or give us any other information. Overall, was happy with the service while we had it. Question the rationale as to why our service was not renewed. Still have not been given an answer whatsoever.

“Offer for future coverage is at Company’s sole discretion. You will be notified of rates and terms for continuation of coverage.”

Our First American coverage came with our house and the company has been good in taking care of things for the most part so we kept them. Submitting a claim is a little difficult however because their automated system doesn’t understand voice command sometimes, like when we try to describe the problem we're having. Otherwise, it's easy. We’ve spoken with reps lots of times too and most of our experience has been very satisfactory. Our interactions with the techs that have come out, as well as the quality of their work, have been really good too.
I'm satisfied with First American and things could be better if there’s not much hold time on the phone and easier response when we have a problem with an existing claim. I’ve checked into American Home Shield before and it was a little bit cheaper but I didn’t really want to change. They almost have the same price but First American doesn’t offer water softener or anything like that, which AHS does, so the only reason, if I’d change, would be the additional appliances AHS offers. First American goes up every year quite a bit but for the most part, if we have problems, it's actually very worth our while.

I decided to look into warranty as I was buying a house at that time and my real estate agent recommended First American. She had other clients that had used them before so I decided to use them as well. I usually fill out the claims online and they've been good on some claims and not so good on others. I have a first class upgrade and I find that oftentimes, the contractors that they send are not very good and are not used to working on high-end products. They rarely send people out that are certified and not everybody has the knowledge or the skillset to work on products like a Thermador or a Sub-Zero refrigerator. They send people out that tend to do more damage which cost me more money since I have to pay out of pocket to have a certified person come in and do the work. When I paid extra for the first class upgrade, I should be able to get people that are qualified to work on the type of appliances that are having issues.
For the Sub-zero, which is an A1 Appliance, the guy First American sent out was the absolute worst. He did not speak English and translation was very difficult. By the time I called Sub-Zero, he had done so much damage and it cost me $1,500. Sub-Zero only wanted to take a portion of that because I said I could only have $2,500 worth of work on the refrigerator and the work that the technician had done previously had already eaten up part of that money. He was not successful in fixing anything but we still had to pay him and it was not an enjoyable interaction. I would never use First American to fix anything on my refrigerator again.
When I get in touch with customer service, they are great. It is easy when I first open up a claim but afterward, when I need any follow-up and when I have questions, it is extremely difficult to get in touch with the people and that has been my displeasure. I have to wait 20 minutes, they don't call me back and I would have to call somebody and explain it all over again. It's inconvenient. Also, when I have a replacement, they don’t always replace the products with the same brand and maybe not even the same quality and that's a concern. I'm satisfied with some things and dissatisfied with others. I would tell other people to do some research before going with First American and to not just go to them. I would recommend that people compare notes and find someone that they think is suitable for their needs.

When I bought my house, First American was the insurance that was part of the deal that I worked out. I submit my claims online and the website is easy to maneuver through. There was one tech that I had issues with getting back in touch with me. But when I called First American, they jumped on it right then and there. They called him on my behalf and he was better after that. I would definitely recommend them to another friend and family member.

We have been in this house since 2006 and the realtor and the person who sold the house made sure that we have acquired First American Home Buyers Protection and was paid for. We live in the Columbus area and when submitting a claim, we call First American and they contact the agent that they have in the area. Then the agent contacts us to make an appointment to come and see what they can do to take care of the problem.
We’ve seen the representative, many times in the last 11 years and whatever is needed or whatever we have expressed the problems to be, he or his people have always verified that “Yes indeed. That is the problem.” And they fix it. There’s a solution. There’s always the same payment and we see the same person over and over. They always explain to us what's going on and talk with us about how did we get to this point or what happened beforehand so that if there's something we're doing that is causing the problem, we can look into it and make sure that it doesn't continue to be a problem.
They're always very well-educated, well-prepared and polite, and courteous. The quality of work is always good. Sometimes, it depends on what you give someone to work with and then they do the best job they can. One time we had a leak and we thought we had just a leak. It was serious, and we didn't know how serious it was. Sometimes, it is just a really easy fix and sometimes it's not easy for us. We’re not DIY people. We have other things that we have to take care of. So we depend on American Home Buyers to come in and tell us what needs to happen and do the right thing and they do. We're satisfied. It's a premium.
And if someone would ask about First American, the first thing they have to realize is their level of understanding of what needs to be taken care in their home. Diagnosing the problem is important and they should learn the basic. But if they want to rely on First American Home Buyers, they have to let First American diagnose the problem and they'll give a recommendation on what they need to do to fix whatever is wrong. And if they can't fix it, they can pass it on to the next agent so people don't pay two fees for one problem that hasn't been taken care of.

We got First American eight or nine years ago. We bought the house and somebody recommended them so we went with them. About two years ago, we had some problems with somebody they sent to repair an air conditioning. It took two or three months to get their own parts and that went on for a couple of times. But the last two times I filed a claim, it worked well. The claiming process was easy. It's just that the contractor that we were dealing with was extremely bad and I let them know about it at the time. The guys weren’t very professional at all.
The claims reps were excellent. They listened to what problem I had, followed up on it, gave me a claim number and a contractor. I called the contractor and he was just here like it's supposed to be. He was extremely professional. He fixed it and he did the job really well. Same thing with the one we had before that. First American is good. I got friends who have First American too.

The people that were in the house previously used First American and my escrow company has a title company that I closed with First American. I never had a home warranty before and I just went with them. When I submit my claims, I do it over the phone. The people that they sent out weren’t great vendors and I would’ve never used those people on my own. One issue was a plumber. I’ve had air-conditioning units and a pool. They either couldn’t fix the problem or they’ve had to come out several times and it wasn’t a smooth operation to me. One vendor never called me back and never even had to fix what was needed to be fixed.
I couldn’t even get a hold of them, and even First American tried to call them back five times. In terms of my interaction with their reps, it was 50-50. When I was moving, I emailed to cancel my automatic withdrawals from my bank account and I never heard anything back. I called in the other day and they didn’t even have it in the system. They pulled the money out of the bank account and charged me for mid-February to mid-March. The guy that I ended up speaking with to resolve that was excellent and he was the first person I’ve ever spoken to that really was on it and knew what to do. I would tell a friend of mine to shop around a little bit.

I've been a real estate broker for 41 years and I push home warranty all the time because it's the greatest thing. Our First American representative, Roberta, has been amazing. Over the years, I've had different claims for different things and they've been fine. But, one of the contractors that First American sent was horrible. I was shocked that they would even consider having him as a vendor. He shouldn’t even be working for them.
When he came in, my refrigerator had been so hot to touch. It was like a burning iron on the outside. He took off the top and he said it needed to be cleaned. I told him it gets cleaned. And he said there was nothing wrong with it. It just needed to be cleaned. But I told him there was something wrong with it. He told me he could clean it up for me and he could give me a deal that day, but it was going to be $175 in cash. I thought that was odd and I've never experienced anything like that. I asked how long was it going to take to clean it and he said about 20 minutes. So I thanked him but I told him I'd keep my $175 and clean it myself. And then I let First American know and so I've got a new guy coming out on Monday. Other than that, I still push their company.

She stopped responding me after I asked her to provide me estimation details to replace furnace. I sent emails and left messages on phone many time. No response at all. I called customer service line. They says that they cannot answer or help me as my claim is handled by claim settlement department.
I called their contracting company which is replacing the furnace (Furnace Doctor, phone 2066225018). They also not providing me any technical details like what is my current furnace, BTU, Model and what will be new furnace. Very frustrating. I am completely exhausted at this point. I was persuaded to buy a home warranty with this company. Biggest mistake that I ever made. I submitted three claims; one for an air conditioner, one for a stove handle that fell off and one for the handle on a microwave that came loose. All claims were denied within a day. The stove and the microwave are over 20 years old. So the handle on the stove fell off and I put it in the laundry room. The handle on the microwave came loose because it is so old. First American sent two "technicians" to look at the problem. The "technicians" were two Russian high school kids in shorts and t-shirts who look as if they got back from the gym.
They asked me no questions. They just looked at the stove, then microwave and left. Later I got a call from the representative at First American, they denied the stove claim because they said the part was missing. But it wasn't missing; it was in the laundry room. If the "technicians" would have asked me for it I would have showed it to them. They denied the claim on the microwave because they said I used excessive force. But the thing was over 20 years old!. And anyone knows that a microwave door handle only opens outward. How can you use excessive force on that? I asked the representative if there could be a second opinion and she laughed at me. Then flatly told me no.
Then I received two letters from First American telling me that the claims had been denied. So I bought a new microwave and oven. Then I received a phone call from another appliance contractor with First American telling me that they had been scheduled to come out for a second opinion. But I had already received a decline form First American and had bought new appliances. After that I received another letter from First American telling me that my claims had been declined because I had replaced the appliances without their permission. Seriously?
I also filed a claim for a broken air conditioner. That was back in October of 2017. It is now March of 2018 and nothing has happened except that I have had to argue with their contractors from Platinum Repair who are all Russian and who are the most obnoxious and rude people in the world. Don't waste your money on First American. Also, in case you do not know, they have over 700 complaints against them with the BBB!

When I bought my house, the seller had bought me the first year warranty of First American and I always continued with it after. If I ever have any problems, I just call First American and it's cheaper to have to pay the service fee than having to pay out of pocket. When submitting a claim, I call them and the experience is fast and easy. Their reps are always good and friendly. Last Saturday, we had to call because of a plumbing problem. And then, it happened again last night so I don't know if they're just flushing it and then not really finding the real problem. We called the plumbing company and left them a message but they haven't called us back. I don’t know if I needed to file another claim and pay another service fee because it was for the same thing. Other than that, I'm recommending First American to people that have houses.

When we bought our house, First American had the best rate going as far as home warranties. The warranty has been working well so we figured we'd stick with it. Submitting a claim has not been difficult. I call and tell them what's going on but then there's a little disconnect between the time I make the call to put a claim in and somebody getting back with me to fix an appliance. It takes a couple of days for someone to get back to us.
When we called to get our dishwasher serviced, the service guy just showed up at my house and I didn’t even know and I was at work, too. I never got a phone call for an appointment. And so, I had to reschedule with the guy for later on in the afternoon. But then when I got home, my daughter got the flu and I had to take her to the emergency room and the guy came back to the house. The claim just went null and void. I need to call them again and resubmit that claim because I never got my dishwasher serviced. But, we usually have different service guys and they call and give us a heads up and ask us when is a good time for them to come. And generally, the work they've done has been great. I'd recommend First American's service.

We've been with First American for 12 years. Their warranty was included in our contract when we bought our house. I usually submit a claim online then wait for the vendor to call and set up an appointment. Most of the time, my interactions with their customer service reps have been favorable. However, when we've been dealing with plumbing or HVAC problems, that's when we have issues and it's where the dissatisfaction is with us. While most of the technicians have been knowledgeable and professional, sometimes, there is a lack of vendors in the area to do service in a timely manner. We are now looking for other companies because it takes so long to get a service provider out in our area. People should check out all the different avenues in terms of average response time on claims.

I have had a home warranty with First American for about a year and a half. I sell real estate and when the area rep changed to First American and I bought a house I figured that since she has always been a great person in terms of helping my clients get issues resolved satisfactorily that I would use the company she changed to which is First American. I have had 5 problems and submitted claims for all of them; one of them I dropped as the repair cost the same as the fee would have been and I thought I could save First American some time and trouble.
The first two claims I had were taken care of pretty quickly; one involved a repair tech from a pest control company poking a hole in a water pipe (this kind of thing may not be covered by other home warranty companies so a good point for First American) and it (the repair) was done well. The next involved a contact switch in my a/c unit; again pretty quick service and the repair was done well and another good point for First American.
The next two not so good; refrigerator repair - took just under a month to get it fixed; seems to be working OK. Part of the problem here may be that First American seems to want to use Sears as a contractor - not prompt or responsive at all. After the refrigerator part arrived it took almost three weeks for the repair guy to come by. Perhaps First American should consider using another contractor and perhaps First American should consider finding another when the customer has to wait so long to get something fixed.
The last is one which is still unresolved; microwave died; it took a week for a contractor to come and make a diagnosis - he just read the info on the screen; I could have done that! Now two more weeks and no part; I did get an email with the part #, I looked it up on the internet and found at least two of them for sale; that took about 5 minutes and it has been two weeks and still no part. It is promised tomorrow. First American phone person will not tell me when someone will come out to fix the microwave until the part gets here; which may or may not be pretty soon. As a real estate professional I must tell clients of my experiences with this company. Those experiences are very very mixed. Perhaps other home warranty companies have faster service.

Wish we could rate below 1 Star!!! First American Home Warranty is the worst company I have ever dealt with. Their mission statement must be deny, deny, deny & if they have to repair then do it cheaply with substandard contractors. Had to replace a refrigerator in 2017 that took 6 weeks to get replaced. Went thru 4 different contractors including a Sears tech. Sears tech stated that the fix they are asking to him to do will not work & they should replace the refrigerator. They told him to replace the compressor $765 cost. This didn't work and after 6 weeks and a complaint to the BBB they agreed to replace. FAHW then deducted all cost that had accrued in attempting to repair, from the reimbursement cost of a new refrigerator.
In Feb 2018 our Bradford White 50 gal hot water heater stopped working. The hot water heater would only produce 5 gallons of hot water. First contractor was the most unprofessional person I've ever met. He did say the water heater was not working to capacity and left. His report back to FAHW was that nothing was wrong with hot water heater. Had a second contractor out a day later, he also said the hot water heater was not working to capacity, yet FAHW says he reported no issues found. I spoke to contractor and he stated that his report read what we discussed. Hot water heater working at a diminished capacity. After our household was without hot water for 96 hours I had to replace it. Guess what. FAHW is denying reimbursement "because they said they didn't approve prior to replacing." I find it hard to believe that in this day & time someone can operate a business in this manner without recourse to the way they cheat the client.

I've had a couple of very challenging experiences with First American in the last few months and I don't care for the fact that I cannot pick my own service person. Last summer, it was 120 something degrees here in Yuma, and I had no air conditioner. First American sent me a service person that I didn't know and he was awful. Initially, he didn't order all the parts and when I asked him why, he said he was told that I wasn't covered. I told him that didn't mean anything because First American would tell him I was not covered because they want the money with no work. So, I told the tech that he had to tell them that I was covered. I had to take pictures of my agreement and send them to him.
When I didn't hear from him, I called back and he said he did his part and put the paperwork in. But he didn't know how the system worked and he didn't try to get me my parts on time. I had to call the company that made the parts and I found out that the parts weren't coming in for four to six weeks. I had to go back to the warranty people and said that that was not acceptable. After all that was done, I turned my heater on this winter and discovered that the tech did something wrong and didn't put the heater back in. So, I had no heater.
First American sent me another service person that I also didn't know and the repair took forever. I didn't get heat until it was already warm here. So I had a house with no heat full of kids for Christmas. But it wasn’t the fault of the service person. First American would only do business with Carrier which is out in Michigan and we were not high on their priority list. But we have people right here in Arizona who could have done it. Other than that bad service person, I also got a lady on the dishwasher who told my husband that if he knew how to load it, it wouldn't be a problem. Then she walked away and got her $75 from First American. But it turned out that I needed a whole new dishwasher.
If First American lets people choose, among the companies they've contracted with, the contractors that gave them good service, then First American would weed out the bad contractors because those companies wouldn't get any work. First American said that it would only lead to more people waiting for service which wouldn't make them happy. But I told them that if I didn't have a heater, I'd be unhappy, too. Nobody likes getting a person from out the country half the time.
So I'm not First American's biggest fan right now, but from my experience, they're still way better than anyone else as far as replacing stuff, being on time, and answering calls. I would recommend them. When I get a good person for repairing things, they give permission for the work. And if something has to be replaced, they’re the number one company for that, which is a very important thing because it took three summers for my air conditioner to completely go out. But every summer, they replaced whatever was broken at that time.
In this day and age, they have relatively good customer service, too. I call them when I have a claim and their automated system is pretty crappy. But that's just the way it is and it doesn't bother me at all since it's not as bad as others. They might have more than one call center because when I call them, sometimes I'd get someone from the United States and at other times, I wouldn't. But when I get to talk to those who aren't in the US, they speak good English. Sometimes their accent is really thick but I have found out if I told them I couldn't understand them, they'd get someone else to talk to me.
Compared with the ones that I've done business with, First American's reps try to do things for me to please me, they make things right, and they don't shut me off. One time, I called back and said that I was told I was going to get the heater money. The rep went off the line, came back, and said, "Evidently, the supervisor who looked at this does not understand the HE," which meant Personal Heater. It was a funny experience and I got my money within four days. The contractors came back, gave me $50 for a space heater, and did what they said they'd do. So, First American is set up correctly. It's just that they use bad contractors and it makes them look bad. But as far as I can tell, the first service person I got for the heater is no longer on their list.

We had problems in the middle of the summer last year with our air conditioning unit. First American Home Warranty sent a contractor and the guy who came wouldn't listen to me when I was telling him what I had to do to make it go. All he did was opened the door to look at the unit, said what he thought it was, closed the door and did some little thing. He said to me to call him back if it was not what he thought it was and left. I called him back but he didn’t come. He ended up coming back. He kept telling me that the problem was the unit needed to be cleaned and said it was not covered under my warranty. I told him it was fine and we’ll pay him to clean it. But he said that he was not going to do that so I called somebody to come and clean it.
The people I hired came to clean it took it out and they showed to me that the unit was shot. They said, "This is what's wrong with it. If he had taken anything apart, he would have seen it." But in the meantime, the guy came back after the people came and cleaned it. H told me he brought some fan and he said, "I'm not even supposed to be doing this. I'm eating this out of my own pocket. You got me in trouble with the warranty people." And I'm like, "You know what, you didn’t even look at the thing. You just kept guessing. You come in, you spend five minutes and you guessed at something. You never listen to me. I didn’t ask you to come here on your own dime or anything."
The other people put a new unit in for us because it was in the middle of summer and we were fighting with that guy. We ended up fighting with First American Home Warranty over paying for it. And the people that put in the new unit for us sent them First American a whole list of all the stuff that was wrong with the unit, and First concluded that they owed us $1,400 of the $7,000. We took it, but I have no use for them and we canceled the service. But they didn’t cancel it because we had just paid it for the year again.
We have used it since then when my ceiling fan wasn’t working and the garbage disposal has gotten something in it. The garbage disposal had to be reset and a guy came out to reset it and he was out in five minutes. As for the ceiling fan, he finally decided that some GFI had been thrown by it which didn’t make any sense to me. It was working when he left but this morning, it's not working again. I've gone and reset the breaker and the breaker was fine and it was just the fan was not working again.
First American just doesn’t listen. They send out people who wanted to get the work done in five minutes and whose job was to convince people that it was not their job if it involves anything. First American apparently doesn’t back them up if they find something was really wrong. There were a couple that does but for the most part, that was not what they send out. And to keep their contractor, that's what they have to do. When we had a leaking faucet and something else with the kitchen sink, a guy came and he was great. He stayed and took the time to fix it. There was some stuff that was not covered and we paid him the part we owed him. Other than that, I wouldn’t recommend them to anybody and I don't know that we'll redo it once it’s up this year.

I'm trying to save cost in case of a major breakage and I heard First American's service is good so that's why I preferred them instead of other providers. So far, it is good. I've been using it for several years. We can submit our claims online or over the phone. It is easy. Except for one occasion wherein, it took a longer time to get the claim approved. It was like a replacement and cash out. If the appliance is 10 or 15 years old, the company is not accepting a replacement. I have to keep on maintaining and repairing more often. And then sometimes, if the appliance is very old, it's not worth spending time in repairing again and again. I had one occasion that I had to convince a lot to get that cash-out.
Some techs were good. However, one or two folks were a little rude like one of the plumbers. He said that everything looked good but I told him that it doesn’t work. He asked me to prove it. The leakage means I could see that it is a wet floor. But he was not convinced with that as he doesn't see it on the pipe. Literally, he was arguing. He left and within a couple of hours, it started leaking again. When I called him back, he told us that he was done with the correct things and that I may have to call insurance again. That didn't look good. I explained it to First American and they sent another contact person. Overall, First American meets the requirement and I would recommend them.

The glass door is still working, so that's good. So far, the quality of the work that has been performed has been okay.
But we had a plumbing claim a couple of years ago and that was terrible. There were issues around that claim and the problem wasn't fixed. They sent out the same person again and finally, I just gave up on that claim and stopped following up as fixing that problem wasn’t really a necessity. Our experience with First American has been okay so far, but their service is expensive. They've bumped the fees up to 80 bucks now for each service call. But I like it when they try to use contractors that are local to the area, within 20 miles or less.

First of all, we have been customers with First American since we bought our house in 2005. Dealing with First American was always easy and pleasant (some of the contractors however was not). All that ended today when our claims specialist denied our claim based on what I believe to be very questionable information from the contractor. Long story short, the contractor stated that damage to our dishwasher was caused by a rodent, so not covered under the home warranty. We have lived in the house since 2005 and have never seen a rodent, nor evidence of a rodent, ever.
The contractor did not provide any proof, didn't ask me anything (actually never even returned one of my phone calls), just stated his opinion and First American takes that and runs with it. Calling my claims specialist, I thought I would get somewhere with my disagreement with what the contractor said, but that was shot down repeatedly; I just got the same canned line from her about how the contractor stated it was rodent damage, therefore it's rodent damage, your policy doesn't cover that, your claim is closed, and thank you for the $75 service fee for doing absolutely nothing. The good news is, there are other home warranty companies out there and I will not be calling myself a First American customer for much longer. Very, very disappointed.

First American came with the house we bought and we've been with them for five years. I've had an okay experience and saw no reason to switch. I submit claims online, so it's convenient and usually, they call back within 24 to 48 hours. The contractor will then schedule an appointment. The initial call is usually just a diagnosis. However, if something is broken, it takes a very long time to get it replaced. The techs won't buy replacement parts retail and they'll have to wait three to six weeks before First American can order the parts.
The work the techs have done has generally been good and there have been no repeat claims for the same issue. For some claims, they don’t have as much availability, so sometimes the schedule can get backed up. But they're good about following up and saying that they're going to be getting to it. They at least do a reach out call with the appointment scheduling happening a week or two out, depending on availability for the tradesmen.

Platinum Repair Air Conditioning. Poor service. The time for appointments are awful. The technicians are awful. My appointment time had to be changed three times. First it would be from 3pm to 6pm. Then they changed from 4pm to 8pm. I live alone. I don't want anyone at my house after business hours. When they finally showed up they did some work but created a new problem. My home warranty co First American Home Warranty is no better as they would not send a new company. This is a process that no one has to experience. I am angry and disappointed with both companies. This is ridiculous!

First American came with the house when we bought it. In the three years that we have had First American, I have had six claims for the AC unit. Submitting claims have been easy and I liked the online options. The techs they sent were mostly good. There was a guy who came a couple of times and was very helpful. However, I had one guy who didn't seem to have any desire to work on our unit. He said that it was something he couldn't do. I told First American about it and they had to send someone else. Our AC units are really old. We wanted new units so we didn't have to mess with it anymore. Since the main reason we had First American was for the AC units, we decided to cancel.

First American Warranty company is a scam and do not fall for the false sense of security your relator may try to sell you on getting this warranty. You would have to be unemployed with nothing else to do but follow-up on your claim. I placed a request for service in Nov 2017 and it is now the end of February without my dishwasher being repaired. We have given up and have bought a new one. This is better use of our time and money. I have spent hours on daily follow up calls and documenting complaints on their website without resolution. They don't care period. The longer they can stall you the better chance you too will find it is easier to replace or repair it yourself.
The frustration level you will experience will require therapy. It took them two months to replace the original contractor after multiple visits, delays in parts, and multiple no shows. This contractor left the water supply on and we have water damage to our kitchen floor as a result. The second contractor was late as well and did not call. They misdiagnosed the issue. Replaced a part and honestly do not think they know what the issue was. We cannot wait another two months and repeat of the first contractor. I have requested full refund of our contract as they do not have the ability or will to comply. Please do not be another victim of this company.

We have been through hell with FirstAm. And if anybody gives these guys more than 1 star, it is paid or the employees doing it for themselves. We never had a proper repair done at home without a fight and shouting as they never get things right the first time to the fifth time. I am writing this review not out of outrage, but to let others know, chose a better company. My work order ** was reported 3 weeks ago about a fridge that was not working. They send in a contractor after 5 days of the report and this guy doesn't know electrical more than I do. He said the compressor is gone and has to order it and it will come the next week.
We had to wait for one more week and nobody turns out. All this time we had no fridge at home. And we have two small kids. Just imagine our plight. This guys turns up and says he got a wrong part and says, he needs to order a part that will take 3 weeks to get. At this frustrated, we call the customer care and the claims administrator (who never responds - Pierre **) and the agent tells us they will talk to the technician and make sure he turns up on the next Monday. Just imagine in a modern work, no fridge, two little children, taking time off from work waiting at home for the technician to turn out.
The guys come on Monday and says he is forced to come our home but doesn't has the part yet. With patience completely lost, I had to yell at a lot of careless people who read from a script and a Sr. Technician is promised to come that Friday. These guys turns up from the same company (Accord Appliances) and says all bad things about the previous guy and claims to be an expert. He doesn't replace anything but explains to me that that the phenomenon is like a computer heat up and tell me to turn off the fridge for 15 minutes and restart it. Voila.. the fridge works. We go to the shops, buy, milk and fruit and vegetables, still suspicious about the repair and the very next day it stops working again. I restart the fridge as suggested, nothing happens.
We throw away all the stuff and I call the customer care and they coach me, that I am not the only customer that Accord Appliance have to attend and I have to wait till the following Thursday. One of the agent even told me to go buy a fridge, if I cannot wait. Probably the call center is in Mexico or India or Philippines. By any means do these guys even deserve a single star. NOT AT ALL. Third grade, cheap horrible, unethical company, who take my money and cannot fix things. Shame on you. The other horrible thing, is that a lack of ombudsman or a complaining consumer affairs person outside of the company, like government appoint, who can help people like us who are troubled by these companies.

I call and make a claim, and they get on it right then and I can get the contractor's number that day. Then the techs come out in a day or two and they've been great. If something wasn't fixed properly or if I'm still having a problem, there has been no issue with them returning. First American has been fantastic and I have them for 18 months now. The warranty came with my home when I purchased it and I carried it over. I found it very amazing that the first year I lived in the house there were no issues. Then when I rolled on in the next six months and the homeowner's warranty from the buy-in ran out, I had back to back issues. At first, I didn't know exactly how it worked so I had a hot water issue that I paid $225 out of my pocket before I realized that I first had to submit a claim with First American for the service. I thought I could just do it then submit it them but apparently, I couldn't do that.
After that, I submitted a claim with them for my furnace. It just stopped working and it was the igniter or pilot problem. Then a guy came out, cleaned it off, and the furnace started working. Later, my hot water tank went out again so a tech came out. He said that the only thing he could think off was that someone got down in there, brought the flame out, and it hit the kill switch. He had to relate it and showed me where the kill switch was. I didn’t know there was one on there because I tried to relate it and follow the instructions but it wasn’t getting any gas because the kill switch needed to be reset. The guys from the two different companies that came were very professional and were here when they said they would be here. In fact, when my daughter who doesn’t have a homeowner's warranty needed a recommendation for her hot water tank, I gave her the name of one of the companies.

I have had the house a little over a year now and the agent whom I purchased it recommended First American Home Warranty. I needed to file a claim quite a bit and it's been good. They’ve been prompt with their appointments and the in-network service providers have been quick on reaching out, scheduling an appointment, and coming out. The technicians, as long as it's covered within the policy and within their expertise, have been good. There have been a few times where it was out of coverage or something else other than what we had initially thought the problem was, and they recommended me the next step. I've also spoken on the phone with claim representatives a couple of times and they've been helpful.
The service fee could go down a bit though. It’s $75 right now. They come out and they inspect the problem, then they charge $75 service fee and then if any parts and labor besides that, then that’s covered in the policy depending on the policy. I’m useless around the house, so I call them for everything and then it turns out it’s just a little thing I could have.

My realtor set us up with First American as part of our package. Submitting of a claim is easy enough, though it usually takes a while for them to get someone out. We call them to submit the claim and they get a hold of the dealer, then they have to call us and send some email. That usually takes between a week or two weeks.
The last time that a technician came out was totally useless. We have a problem with the light in the stair wall. I wasn’t home and my wife dealt with it. The tech came out, looked at it and said, “It’s too high. I’m not going to get up there. This is your problem.” So, he left and that was it. How can he possibly know what’s wrong with it without testing anything? I’ve been fighting with them trying to figure out what is going on with that. I haven't even talked to the warranty people yet to let them know what's going on. It’s been two weeks and I’ve called four times, and the lady keeps saying, “I got to text the technician, I’ll get back to you." She never calls me back. So, it’s a very poor service. First American does a great job setting up the appointments, but they should find a new service person. If people need stuff done, they’re going to end up paying for it because First American is going to say it’s not covered anyway.

This time, I had to call to find out that 30 days after our claim was filed and the contractor came out, took our payment and told us our sink would be fixed, our claim was denied, while at the same time First American was billing us a second time for the service call, saying we never paid. The sink was cracked due to abnormal wear and tear. The sink is over 50 years old, and corrosion should have been repaired. How can you see corrosion on the bottom of a sink encased in a vanity. This is simply my latest in a long stream of complaints about the poor customer service of this company. We have cancelled our contract with them at this point. I would never recommend signing up with this company. They have absolutely no concern for their customers.

I heard of First American online a few years back and I've been with them for three years now. However, submitting a claim has not been really great. I had to report them to the Better Business Bureau a couple of times. It took them about a month to fix the dryer and they know it's specifically them but they will never do anything to resolve when it was something so simple and then they charged me $75 twice. So right now as soon as I have a chance, I'm planning on canceling that policy and I'm looking for another warranty company. Also, their claims representatives were horrible because the only response I would get at the end was, "We can't talk to you, it's an upper management or in an upper department and we cannot discuss if so anything." They would transfer me to a voicemail but I get off at work at 5:00 and that department would close at 5:00 with really nothing.
The technician was also bad and he never fixed it and every time, they would say that the part was in back order or wasn't back. I even had to go to get it because they told me it was a belt. The belt cost $10 and I told the gentleman I already have the belt because they kept insisting that there's probably been a back order. And I go, "Well, since I purchased the belt, can you just install it?" He goes, "No, we don't work like that." And I had already purchased the belt and I was without a dryer for a month. Then he came back and said that he found something else wrong with the dryer, another part he had to order. So at the end, because I was complaining and calling every single day, they sent a different company that fixed it right away.
I really trusted First American in regards to my claims because I've been with them for so long and I would hate to move. But there was nobody really trying to fix the issue. I didn't want anything free because I pay my fee every month and I was willing to pay my deductible. But for nobody or upper management to give me a call and say, "Hey, this is what's going on." I never had that. I had to call every single day in my break and I never got anybody, it was just voicemail. After the experience I had, I'd tell a friend to not go with them.
Hello Maricela. We appreciate your feedback and sincerely apologize for any delays or inconveniences you may have experienced during the handling of your claim. At this time, we are aware your claim has been resolved. Thanks, Shanee.

I’ve had First American for years and I’ve used them on three items now. The latest one was for my refrigerator and they used a company here where I live in Conroe, Texas. I have a problem with the vendor and I called and I was trying to get the same person but the problem with First American is you never get to talk with the same person twice, and I would call every day and have to go over step one to where I was at every time. The first time I called, the rep gave me an extension number so I can just dial it when they ask me if I know the party line. I kept doing it but it was always somebody different answering that phone. And when I asked for the initial person, he was not available.
The problem I had with the appliance company was I was without a refrigerator for almost four weeks. It's a little bit ridiculous. I tried to call them after First American gave me the name of the company and their phone number and that they would be contacting me and set up a time. I had a doctor’s appointment so I kept trying to call them. But not once did I ever got to talk to the lady who owns the company. It goes straight to voicemail. I left a message saying, “I would love to talk to you. I’ve got doctor’s appointment so I need to know about what day you think you might be able to be here. Could you please return my call?” Every day I was making that same call to them. They never once returned my call and First American had to fax her to get a hold of her.
They finally got somebody out here to diagnose the problem. The guy said I needed a new compressor and a new filter. He called the lady because they got her personal cell phone number so they know now how to get a hold of her. So he talked to her and he came back in and said she was ordering the parts that day. And she would email or call me at the end of the day to let me know when the parts will be here and they can come out. But then I never heard from her. After about three days, I kept trying to call. She never would return my call.
On a Monday, her guy told me the parts would be in and the latest it would be should be Thursday. Two weeks later, it still wasn’t there. First American got a hold of her and she said they were waiting on one part and when it would get to them, then they would be scheduling. I was in the third week and that was the only time that I have ever talked to that lady. She said they have the parts and they'd be here. It was on a Wednesday and she said they would be here on a Saturday, between 10 and 2 to get our refrigerator working. I told her I had been waiting for three weeks and they were going to make me wait another week before they get somebody out here. And again, she said they would be here on Saturday, between 10 and 2, and she hung the phone up. I told First American about it and they asked if I would like to make a formal complaint and I said I would.
When the guy came out to fix the refrigerator, he carried all the parts in the house, put the refrigerator out and said the only problem I had was a hole in a specific pole. He cut it for about eight to ten inches long and said they just had to replace the line. He put the new line in, pulled the vacuum on it and serviced my refrigerator. He got me going and then he carried all the new parts back to his truck. I told him I would like to have a copy of the work order and he told me to let him go to his truck. So I looked after and he got on the phone in his truck. He came back in and said he didn't have the paperwork to leave me a copy of the work order, but Sarah, the owner, told him that she will send me a copy on email that day.
It has been over two weeks ago now, and I still haven’t got a copy of it. So I called First American and told them that the reason she doesn’t want me to have a copy of the work order is that she’s going to charge them for the compressor and coils. I wasn’t dissatisfied with First American at all but I felt like every day I was calling them on the refrigerator and they were not backing me up.

I usually do claim submission online and when I used them and nothing had to be repaired, I’m still having to pay for the service call fee. Also, the last contractor I have for the electrician, was more of trying to get business for him and not have the insurance we carried and that costs me $75. They weren’t very helpful in that situation at all. I wrote an email to First American and there was no response back. It hasn’t been all that beneficial. And $75 for a service call, and sometimes them not able to fix things and/or the amount of time it takes for a contractor to contact is sometimes not worth it. When I purchased the house, First American was the home insurance that came with it. I have them now for a year or so and I recently renewed. It was the easiest thing to do. But now I'm regretting it and I should have looked into somebody else. Everything is a fight and a hassle with First American. For instance, I have a faucet in a bar area that's not working and when the technician came out, he tried to fix it but he made it worse. Then he concluded that it's not fixable and that the faucet needs to be replaced. So, I called the insurance company and they said they could either replace it with a builder grade one which is some random faucet that wouldn't look anything like what I have now, or they'd give me a cash out of $40.
I asked the technician if I could buy the replacement then he could come and install it. That way, it would be a win win situation for all of us. The technician agreed but when I found a faucet that was similar to what I had and called to setup an appointment, First American told me that all I'd be getting would be the $40 cash out. I don’t understand that because the $40 wouldn't pay for the technicians to come and install the faucet I bought. So now, we're fighting over this and I don't know where we're going to end up. In the meantime, I made multiple calls to the plumbing company but they're not calling me back. I also made multiple calls to the insurance company and they said they were going to take care of it but they aren't. So, it's a non-stop hassle with First American and I have the long laundry list of problems like that. If you're a working person like me, you'd just waste hours and hours doing this and it's really exasperating.

The handle to turn my main hot water line is broken off. Called to confirm that it was covered before requesting the service. It's located in my garage so they said it was covered. When they arrived to fix it they said it isn't covered because there isn't a handle... Exactly what I told them when I called, the handle is broken off. I explained to the plumbers why I needed to turn it off because I had a shower drip. Instead of spending an hour sitting in their van talking to First American they could have shut off the valve outside and fixed the drip. I had to pay another service call for someone to fix the drip. Just called to cancel my account and they automatically signed me up for another year a couple of months ago. So now I would have to pay a penalty for canceling and still pay for the service fee that they didn't complete. Very dissatisfied with this experience, but will pay the service fee and cancel when my contract is up and go with another company.

Our realtor back in 2011 highly recommended First American Home Warranty to us. The only bad part of our experiences was the fact that the heating system was an old boiler system. Half the time when we have made claims about it in the past we’ve had to get new contractors because the contractor we get referred to doesn’t work on boiler systems. And then I’d have to wait another few days to get a contractor.
Our heating system has been a nightmare. Paying the deductible rather than paying for a contractor out of pocket to come out has been a lifesaver. And also with just everyday things like our appliances like dishwasher breaking and getting a brand-new dishwasher that’s just been a really big help. We also at one point had to get a brand-new condenser for our AC unit and they covered that as well which saved us quite a bit of money.
I submit the claim online and the website is very user-friendly. I’ve had no issues with it. Usually I’ll get a confirmation email within an hour submitting the claim. And then the contractors will reach out to me within 48 hours. The quality of work that’s been performed has been fantastic. I’ve actually recommended First American to quite a few people when they’ve bought home saying that it’s a really good insurance policy.

First American Home Warranty came with my home so I just kept them. It was easy to submit claims and although their representatives didn't always have all the information, usually, they were helpful and nice. We had reoccurring air conditioner problems since we moved in to the house and almost every summer, we would go without an AC. One time, I was pregnant and another time, I had a new born baby. It was awful. When it first went out, they recommended it to be replaced. I also had an air purifier which they broke. It was a huge mess which took a month for them to finally get my AC installed.
The technicians would take a really long time for them to get in touch with us. Then they wouldn't show up, so they would reschedule. And when they come out, they would just do a little patch job to get it through for a little while and then it would go out again. I told First American not to send them again but they said, "You just get whoever who comes out." It was very frustrating.
Eventually, we got a reputable company to come out who said it was not up to code. First American Home Warranty then said that they couldn't help us and would deny the claim even though it was their technicians that they've sent out that made it not up to code. I would not recommend them. And I'd tell my friends that First American doesn't use quality contractors and doesn't do anything to make sure their contractors are accountable.

And they showed up at 2:00 something in the afternoon. And I guess the man that was coming from Modesto didn’t have all his supplies or what he needed.
So he left and then I called AHS back and they said, "He just took off. He didn’t tell us anything." And I called the agency and they said, “Well, we’re going to go ahead. He didn’t have the part. We’re going to have to order it and hopefully tomorrow at 6 o’clock in the morning, we’ll fix it. Is that fine with you?” Then I said, “Yeah. That’s fine.” And he didn’t come until 6:30 and I have to get ready at work so I ended up taking a shower in the dark. I spent the whole day without electricity. The agency didn’t even apologize and the technician didn’t even clean after himself. He left all the stuff behind. But everything's fixed now and that was only the first bad experience. I have First American for about two and a half years now and I'm satisfied with them. I submit my claims on the phone and the first rep I got didn't understand what I was saying. My garbage disposal wasn’t working at the time but I didn’t know it was called a disposer. I kept saying that the problem I had was with the grinder which was something in the sink that grinds and that everybody has it. But the rep still did not understand. She said I needed to pay $75 for plumbing. I told her that if the person should come and say it was a different job, I was not going to pay the $75. Then she asked if I was talking about the dish disposer. I told her I might not know the word but she had an idea of what I was talking about. She just wanted me to look for the word and it was really frustrating to me. So I told her not to put in my order.
About two weeks later, i called again and the person I got was very pleasant. Other than that, the techs who came out were really good and I didn't have any problems with their work. First American was supposed to look on my dishwasher and my fridge, too. But no one has come to check the fridge and it has been two weeks now.

Submitting a claim at First American is easy, though I don't like that it keeps taking me to the answering service. I have to keep asking for customer service out 'cause I like to talk to people. But the reps are friendly and helpful. However, I had a follow up and everybody with the home warranty kept saying they'd call me back, and no one would. I had to call them myself to follow up on a claim so they could come finish the work.

When I bought my house, my Realtor bought me six months First American protection as a gift. I’ve kept it ever since and I've been with them for 13 years now. It has been a great gift. And I don’t have things crop up every year, but I’ve been a single mom and to have something all of a sudden pop up would be catastrophic to me. I call them to submit a claim and the representatives have been fantastic. The technicians have been great, and I just pay the amount I need to pay when they come out. And I’m able to pay for the protection on a monthly basis. So it’s been wonderful and I highly recommend it to everyone.

I have only one claim and after finally I got a technician to come to my place. He told me what I already knew that I needed new AC ducts. After many days of waiting First American Home Warranty denied my claim. No report was provided. I was told on the phone that my claim was denied. Now after 3 months they are charging me $75. The customer service is horrible and it appears that they are happy to take your business but when it comes to cover the items in your home they are pretty much ready to denied your claim. I will never use this company again. It was a big waste of money and time. Don't use it. It is a scam.

Stay away! I had a very bad experience with this insurance company. A completely waste of time and currently the technical issue is still unsolved. I has several GFCIs that begins to trip with no reason. No overload and I hope no ground or short circuit issue related. The electrician company visited my property. Five minutes visit, check one GFCI and he said we have to replace them. 75$ paid. Then a long chain of messages has been communicating with the Insurance C. that doesn't want to the replacement. First they say that the issue was not covered as it is intermittent. Pls give me a definition of intermittent! When a GFCI trips every minutes and the line turns unserviceable is not an intermittent.
By the way, no mention about intermittent issue in the contract. Do I have a coverage on outlets and plugs? YES. Do these GFCIs work properly? NO. So why I have to spend hours communicating with their customer service? Then they start to justify that there was an overload: many appliances plug into the line. What? No one appliance was connected! As soon as you plug one dry hair the GFCI trips! So many excuses, incredible unprofessional service, technical incompetence. 75$ fee paid for nothing as the issue was already described into the service request. Do NOT waste your money as if you have a problem you risk to be alone. My policy will end at the end of FEB. I am just starting to find out an alternative.

I had another warranty company and I wasn’t happy with them. So, I didn’t renew my contract with them. I googled for another company and after I saw First American, I decided to give them a try. I've been with them for almost a year now, and I recently filed a claim which worked out very well. The claims representative helped me. And the technician who came was fabulous. I even called his company and said that the guy got an A-plus from my book. I was really happy with him. The hardest thing for me was trying to find a number to call.

First American's claims process was okay and their claims representatives have been fine, but sometimes it's hard for them to understand what I'm requesting. First American has been sending different persons, and I don't think the technicians knew what they were doing. One plumber was here for almost four times. He did something, which was not necessary. He just went in and out and didn't perform work. Sometimes I'm worried about how they perform work. First American should check the technicians before they go to the customer's place.

I've been with First American for two and a half years. Submitting claims has been good, though sometimes it’s frustrating. Some reps are very helpful and go above and beyond to show that they have the ability to do some things, and then others refuse to help out or answer questions. It's a hit or miss. But usually, the techs that have gone through our house have been really great. They understand that going through a home warranty, there’s a certain process and a way that the home warranty needs to operate as well. So, they try to go above and beyond to really try to fix the problem, or in a way, get the most done that they can to try to help the issue while still applying the process that First American gives them. There’s really only so much room that they have, but sitting without an air conditioner in the Texas heat in the middle of summer is not fun. We’d not like to do that again this summer.

We did some research online at the time we were looking for a company and found out about First American Home Buyers Protection. I went with them based on features covered and the cost, and I've been with them for a few years since. However, the quality of service has been steadily declining and the rates have been steadily rising. The most recent was about our problem with our pool pump. It seems to have burned out or has some sort of electrical problem. We were told by the service technician, "I was here outside to look at it". First American declined coverage because they were saying damage to it was secondary to rain because that apparently was what the service technician told them. What must have been the case is that the pump must have been running while it was raining and thus, shorted out.
So we've had this house since 2001. We've been here 17 years, our pool equipment has been outside in the same spot for 17 years, as is everybody else's in the neighborhood and probably everywhere and this was the first time I've ever heard of such nonsense in my entire life. This was the first call back that I've got from First American about the situation. So, I was not told in any way, shape or form, I should be looking for a second opinion. Especially if I go through one with the company and then I get hit for another $75 charge. We're currently shopping for a new company. This is not the first instance where this has happened. Also, it is almost impossible to actually get through to a representative because the whole times are exorbitant. I've resorted to using their website interface instead. The website gives you the opportunity to put in what were the relevant information and such. But at the end of the day, it's the end result that counts. Look elsewhere.

I've known about home warranty programs and used to sell real estate for a long time. First American was what the seller had used when I purchased. Since the condominium included all the appliances, and they were several years old, I figured I'd extend it from what they had offered for the year. When submitting a claim, it's pretty easy and quick. They take the information and then they give me the info on who's going to do it, and I get a call from that company and make the appointment.
The particular rep that I interacted with last time, I had a little difficulty understanding the name of the company she was referring me to. I had to have her repeat it several times but I couldn't get the name. She was saying 'Zeus' and I thought she was saying 'Boss' or something like that. But she had given me their phone number. The technician that came out was very personable. He did what he needed to do.

We submitted a claim on December 10, 2017 to report that our microwave was not functional. We were called December 11th and a technician came later that week. The technician reported that the magnetron was bad. The technician came back December 20th to install the new magnetron. At that time he determined it wasn't just the magnetron but that another part needed to be ordered. Weeks passed, nobody contacted us to update us on the status of the parts. Numerous attempts were made to contact the contractor and our representative. No return calls were received. Another week or two passes and my husband had to call our agent 10 times in order for her to answer. He asked her why we had received such poor service. She called us back that night to report our contractor would not respond and that our microwave would be replaced. We called back a week later to determine where our microwave was.
Another agent we spoke with stated that they were still waiting to obtain some information from the contractor before they could replace the microwave. No progress had been made within a week. After calling another 2-3 times and speaking with other agents, our agent called back to state that she was ordering a new microwave and that we would receive it soon. We are hopeful that we will receive it soon, but feel that the customer service was poor and that it is unreasonable to expect a customer to have to wait nearly 2 months for a microwave to be repaired/replaced. This home warranty was a waste of money as we could have purchased a microwave with the money spent on the warranty. I would not recommend this company to anyone.

My most recent claim with First American HB was a bit of a disaster. They dispatched a company and the guy who showed up was very nice. He wrote up his recommendation, went back to the office, then he was told that that company doesn’t service evaporative pump coolers but they neglected to call and tell us that and I followed up two weeks later to find out they didn’t even do it.
And then I called First American HB Protection back and the rep tried to find somebody and then dispatched another person. That was a total and complete disaster. The technician said that First American HB Protection told them that the water was running out of the evaporative cooler and had flooded the backyard. He didn't even call and he just showed up at the house. My parents were home and they called me so I called him and said, “Why didn’t you call?” and told him the water's off. I have no idea how they got that kind of dispatch because that was never even relayed to First American HB Protection. Then, he said he would come back but they didn’t come back and then I called him to reschedule. He said he had a flat tire and then he called because he had a flu. Then they never bothered calling back. But his comment to me in there was, “Do you really even want it? Do you even use it?”
They never got that issue resolved at all. I had feedback thing come on the internet about how our service was and I said, "Terrible." It got escalated and the lady said she would find somebody that would service pump coolers or evaporative coolers. She said she would email me the information by the end of the business day. She couldn’t find anybody and then they gave me permission to dispatch my own company to get a quote on fixing it. And I manage commercial and residential properties so I have a bank of contractors. They came out and I was just waiting for their estimate to send it in.
I submit my claims on the phone because there are contractors I do not want on my property. They are horrific, rude, and accusational. If I submit online, they continue to send those contractors. I filed complaints which said, "Do not send back," but they say I’ve never submitted that. But the claims reps I spoke to was very good. She called me after I submit the ‘Not at all satisfied’ because it wasn’t completed. She called to find out what was going on and she was apologetic.
They go for the lowes paid contractor but they need to screen their contractors more. We had a hot water tank issue before Christmas and that contractor was unbelievably verbally abusive. It was horrific. She told me hot water was luxury, I didn’t need it replaced for over a week, they didn’t have any in stock and the lies that just kept coming out of her were unbelievable. I was unbelievably irate with this woman and I was irate with the warranty company because they wouldn’t believe me. So, we had to get it escalated through the real estate company my husband works for. They called and said they were sending out a second opinion and these guys came out and arrived with the hot water tank and it was within less than two hours.
Also, to work with this company, you need to have knowledge of what you requested to repair on. Because with the pool company who came out, they told me I wasn’t maintaining the pool and I wasn’t looking after it but I have years of record of everything we had done and we had a pool company every week. But the guy sat there and flat out accused me of awful things and my dad came out. He told the guy he should not be on the business to come out and accuse customers and make false accusations. The same thing happened with another contractor who told me I will never ever maintained my pump cooler but they had done maintenance on it and I have the record for eight years. People get set up, they just don’t say anything and because it happens over and over again. I’m lucky I know a lot about the items that I’m getting them to service.
We also had an issue with our glass top stove and they dispatched a guy. He told me that was the way the elements were supposed to work and I said the elements didn't have to be turned on high. The elements aren’t going to work. My sister owns a bakery and she’s a chef. She has a plain stove and she does not have that problem and we were just starting to have that problem. He flat out told me there was nothing he could do and there was nothing wrong with it. I had to pay for that and I just got frustrated. Then, months later, I told another guy out and he told me everything that was wrong with it. And I told him what the repairman said and he said that that was not true. He could have fixed that. The second person who came out is the person I request when I call back.
The first contractor that comes out often is not a good one and the second one that comes out, because we’ve escalated it and complained, does an excellent job. For as long as we’ve been with them, they should know and not dispatch the people that I’ve said aren’t even allowed to set foot on my property. If I ran the company, they would have been fired a long time ago because I think having contractors like that is a deterrent to the business. It’s time-consuming to get an issue resolved. You need to be there to watch the contractor and make sure they’re doing what they’re supposed to be doing.

For nine years now, we've been using First American. We file our claims over the phone and they've been pretty quick. I don't like the wait time though. But that's just the contractors contracted and their average response time would be. I want a quicker response time for somebody to come out and take care of the issue though. Last week, it was the first time in eight years that somebody came out the day that I made the claim.
First American also increased their fee. It used to be 60 and not 75, but it's still decent for the stuff that they come out for. I've had A/C work done and paid only $75. I was with American Home Shield then someone told me that First American was a better deal so I switched. I really like the fact that First American would let me choose the person that I'd use if they were in the network. Whereas Home Shield just had one person they usually sent out. First American is a good deal for me and I'm pleased with their service.
When I submit a claim, they always get back to me within 24 hours. I've had good experiences with their reps and I've only had one that was not. It was because I couldn't understand the rep. They would prefer that you do it online but I don't want to as I want to speak to a live human being.
Usually, the person that First American send to me would try to give me a four-hour window. But I work so I can't always do that. Their people have been nice to try to work with me and get here when I can be here or have someone here. I've had several plumbing issues and I've had two terrible plumbers that First American have sent out. Both of these companies came in and had mud on their shoes. One of them left my bathroom filthy and the other one had a hand print on the wall. He also extracted some hair from my tub and just threw it in the toilet instead of disposing of it properly. One company's guy broke something, too, and tried to say that that was what I called for. But it wasn't and First American's people could tell because they record the calls. My home's getting older and things start breaking. I’ve had a home warranty on my personal house for three years now and the repairs have exceeded almost $10,000. First American is a little slow in getting things done though. But all home warranty companies have their discount and they use contractors that aren’t always the quickest to move. Everything also has to get approved through the home warranty company after the contractors come out to assess the situation. So with any of the home warranty companies, things don't get done like tomorrow. That’s the only downside.
I had a recent repair done on my house when the tank of my water heater unfortunately went out two days before New Year’s. Up until last week we were taking a bath with boiled water on the stove so I was really irritated it took that long to get that fixed. The contractor was full of shenanigans. I called my rep and told her it needed to stop. She took care of it and got it done.
The plumber replaced that hot water heater for me and that was a $1,800 hot water heater. But the plumber said the unit has to have straps and they had to change out some piping and exhaust systems to meet the new codes. Modifications are not covered under the home warranty and I could either pay that contractor or hire my own. I wanted my water heater so I gave him the $470. But I knew perfectly well that there were no modifications required. My water heater was installed by Noritz themselves in 2005 and I knew everything was to code. It didn’t need straps either because it was bolted to the wall. The plumber was just trying to basically steal $470. I asked my rep to send me the list of modifications. But I also took pictures of the water heater before they moved it and after they put the new one in. No modifications whatsoever were done. So my rep is now out there collecting the $470 back off the contractor to give it back to me.
Two months ago one of my chlorinators went out and the contractor came out. I walked away for five minutes and when I came back, he said it was all working again. I asked what was wrong and he said it was just a loose wire. But last week, my chlorinator went out again. I opened up the panel to check if that loose wire is loose again but nothing was loose. What he had done was he pulled out the 20 amp fuse and he wrapped a piece of hairline wire around it to connect both posts and stuck it back in. The circuit board is not covered under the home warranty. Only the cell is and he was lucky he didn’t burn out my whole circuit board. He could have cost me a thousand-dollar repair out of my pocket. I’ve actually turned that fuse over to my rep to let them know that their contractor has got his head up his butt. That’s the quality of the people they’re hiring and I’m not happy about that but they're learning.
I had the same problem with their contractors for pools and my claim took three months to get fixed because their pool contractor is a plumber, not a pool contractor. They came out and replumbed a two-inch line instead of one and a half. That over-pressurized the system and blew out the filter tank and the back flow valves. I contacted my rep and they let me hire my own pool contractor. It cost them $1,100 for him to go back out and fix all the damage.
The only problem with home warranty companies is they shop and try to get the cheapest deal but they’re not getting the greatest contractors unfortunately. That pool contractor who fixed the issues used to do First American HB Protection work. That was how I met him and he was an excellent pool guy. This next guy came in and underbid him, and he lost his contract. But now First American is finding out who is going to cost them more money. They would probably go back to professional pool services because you can’t have a general plumber work on a pool. They don’t understand what all those valves do.
In the case of First American HB Protection, they pay their contractor $250 to come out and if he can determine that the issue is not covered under the home warranty, they would there 10 minutes and collect their $250 then they’re out of there. I don’t put in a claim unless it’s legitimate and if it’s not covered under the home warranty, I would understand but contractors try to find a way to say it’s not covered so they can get that $250 and be gone really quick. But they’re fighting me and I don’t back down.
The rep is the key person at First American HB Protection. If they didn’t have a good rep who would back up their policies and fight their company to get things done then they would have a major problem. I’ve heard that in other areas, the reps aren’t as good but we have a very good rep. I give him 15 home warranty plans a year through my sales. I’m a real estate broker and I've been doing this for 39 years. I use First American HB Protection for my personal home, my rentals and all my clients.
I tell people whether their home is brand new or tract-built, there would be issues with it. I sold a property a couple of years ago and the contractors never hooked the water line up to the kitchen. And when you’re buying a resale, you use appliances differently than the previous owner did and those could break tomorrow because of that. This happens quite often. I also tell all my sellers they need a home warranty because we’re liable and I don’t want them or me getting a call in the first 12 months. The clients are going to call me and they’re going to have me try to track my sellers down.
I’ve only paid for one home warranty in my life and that was in 1988 when they first came out. The seller wouldn’t pay for the warranty and the buyer wouldn’t pay for it. The buyer never lived in a cold area where it freezes and they went on a two-month vacation without winterizing the house. They were unaware they were on septic and the system froze in the attic and thawed for two weeks. The pump was running 24/7 for two weeks and it finally burned out. The house and all their personal belongings were destroyed. Back then, the home warranties didn’t have any limit and they got their house rebuilt for $35. That was the best $350 I ever spent. So when my clients say they don't want to pay for home warranty, I tell them that story. That’s the risk they would be taking and they always buy it.

I heard about First American through my real estate agent. Submitting a claim was very good. I usually do it over the phone and their claims reps were very professional and good. I had a plumbing issue. My toilet had a little problem, and this guy comes to my house and looked around and he said he doesn’t know where and how to turn off the main valve. Then he said to look at the city main water valve to shut it off. So, I also told him where the city water valve to shut it off, and he said, "Oh, you're not supposed to touch that." I decided to turn it off, my own house water valve. I'm the one to tell him the water is off. We don't have to touch the city water valve.
Also, he messed up my toilet. I had an expensive toilet equipment inside, but he changed the pump with a cheap one. It wasn’t fitting into my toilet size and he just literally broke it off the pipe. It's not even sharp cut. I don't know what kind of equipment he used with it. After he was done, it made noise and when I cleaned them, my toilet has a crack. But he looked at the toilet and said, "It's okay. It won't leak because the crack is outside not the inside the toilet." After he left, the next day his office called me and asked me to either pay $100 to them and they will put a new toilet in for me, or I buy my own toilet and pay them $100, so they will put it in for me. I told them, "Let's forget about it." That was a bad experience for my plumbing.
I had another problem with an electrician. The exhaust fan in the bathroom was brand new. It's $15.99 in Home Depot. But my house is 20 years old, and it was never changed. The electrician came, removed it, took them to his place, and tried to fix it. It took him two weeks to fix it. Then he came back, put it in, and it didn’t work. I had to call several times to let my insurance agent know what's going on. After two to three weeks, they hired another electrical company. They bought brand new and put it in for me. So, those were my two bad experiences. Other than those, I was very happy. I used First American several other occasions. I liked my experience with them and it is valuable to have a warranty on our house.

First Am does not consider a failed hot water heater an emergency. Wanted us to wait 4-5 days for a replacement. Horrible customer service. Jerked us around with a plumber who never followed up and wouldn't answer the phone. 10 years ago First American installed hot water too small for our home. Now this unit generated brown water, and they would not replace. Two weeks later it failed and wanted to make us wait 4-5 days to for a plumber to come to look at the failed unit. Four-five days without hot water? And they said this was not an emergency, that we could take cold showers and clean dishes in cold water.

I cannot say one good thing about this company! I’ve had to use my home warranty twice, and both times have been disappointing to say the least. I had a guy come to my home. Look at my stove top and had nothing to say. At the end I asked if he was going to fix it. He said he didn’t know, I was going to have to contact my home warranty. Two days later I call First American home warranty, and every time I would call I would get the runaround saying they hadn’t received any info from the contractor. At the end of it all they ended up with an excuse, saying my stove top was not covered. The same story from my first experience. Thanks First American Home Warranty for nothing! I’m glad my warranty expires soon, so you can stop sending the renewal letters because I won’t be! Worst company! Worst contractors!

I had First American Home Warranty for 12 years when my a/c went out in the summer of 2016. The run around that First American Home Warranty gave me was unbelievable. It is normal to have to wait 45 minutes on the phone only to be told, "Sorry. Another department is looking for a new A/C for you, but they haven't located one yet". The next phone call you make... they have never heard of the person you spoke to the day before, so you start all over. First American Home Warranty uses contractors that are less than top notch. After one week with no air conditioning in San Antonio, Texas I said, "To heck with it" and within 18 hours I had a new a/c unit installed at my expense.
First American Home Warranty will not replace your equipment with "like" equipment. They will shop it around and install the least expensive piece of equipment they can find. First American Home Warranty sent me a check for 50% of what it cost me to get a new a/c installed. They debited my account for over $7200 dollars during the 12 years I did business with them. I would have been better off putting $50 per month in the bank during those 12 years. I would have come out in much better shape. Review any company you plan to buy a Home Warranty with BEFORE you sign on the dotted line. Do not rely on your Real Estate Agent either, do your homework and research all warranty firms. I canceled my contract with First American Home Warranty after this experience.

We have been without a dishwasher since November. The above company has sent unqualified technicians to take a look at it. Have kept us in the dark as far as communication and status on the original claim AND have refused to pay for a dishwasher that under the terms of the coverage SHOULD be replaced. They are unprofessional, offer sub-par customer service and has shown no value towards the $800 I pay a year for coverage, they seem to be a scam.
Hello Lizette,
Our records indicate you accepted a cash payment in lieu of the dishwasher replacement on February 2, 2018. Please be advised, you will receive your check within seven to ten days.
Thank you.

We were looking for something because we are in an older home and the air-conditioners are original so I wanted some protection for them. A friend told who had the coverage from First American HB Protection told us about them and I didn't look into anybody else because it was recommended so highly and I thought it was reasonable. I've called them like three times this past week and they were very, very nice.
They were very helpful especially when called in recently because my washing machine stopped. My husband has Alzheimer’s and I take care of him and we need the washer every day to do the bedding. I explained that to the gentleman who I was talking to and he gave me this one company. I waited for an hour and then called them back because I always do that so I can hopefully set something up quickly. They said they hadn’t gotten the order yet and so I called First American HB back. The guy said they were going to see what was going on and he said it’d take a few minutes. He called them back and said that they couldn’t come until the following Thursday. I told him we couldn’t afford to wait and he found me somebody who can come sooner which was wonderful. It’s such a big help so I’m very pleased.
Also, I've never had any problems with the technicians and they seem to know what they were doing. I had just one guy who was maybe a new plumber and kind of new in the business. He didn’t quite know what to look for and I was not satisfied with him. I called the company back and they sent somebody else out and he discovered right away what the problem was and got someone do the fix-up. Other than that, they’ve all been good and it’s very easy for me because they just take the payment out of my account. They helped me tremendously and I have saved a lot of money on things that go wrong. I have never heard them say they can't do something and I'd recommend them to anybody who might need their kind of service.
