What is American Home Shield?

American Home Shield is a home warranty company headquartered in Memphis, Tennessee. It offers service contract plans to help keep your home systems and appliances in working order, regardless of their age. American Home Shield serves customers in most U.S. states.

American Home Shield coverage and plans

American Home Shield sells three plans: ShieldSilver, ShieldGold and ShieldPlatinum.

The base plan, ShieldSilver, is a systems plan that covers plumbing, electrical and heating and cooling systems. It does not cover appliances or roof leaks. ShieldGold covers both systems and appliances but not roof leaks. ShieldPlatinum covers everything in ShieldGold, plus roof leaks, and adds premium features like free HVAC tuneups and higher appliance coverage limits.

The ShieldGold and ShieldPlatinum plans now also include a video chat option that lets you get help from an industry expert in real time at no additional cost.

American Home Shield cost

American Home Shield states that its plans start at $29.99 a month. Its service fees are a bit higher than some other home warranty companies, but since the monthly costs are often more affordable, the costs may even out. Each American Home Shield plan offers two different trade service call fees, $100 or $125, that dictate the total cost per month.

American Home Shield discounts

American Home Shield offers discounts for veterans, military service members and AARP members. You can also get a $50 discount for protecting multiple properties. As of publishing, current members can earn a $25 Amazon gift card when they refer a friend.

American Home Shield coverage exclusions

American Home Shield’s exclusions list is pretty standard for the industry. The list of items the company does not cover includes:

  • Routine maintenance
  • Flues, venting, chimneys or exhaust lines
  • Repair or remediation of cosmetic defects or damage that does not interfere with the appliance or system’s primary function
  • Electronic, computerized or home management systems
  • Radon mitigation systems, fire sprinkler systems or solar energy systems and components
  • Remediation of or damage caused by hazardous materials
  • Costs of construction, carpentry or other modifications necessary to remove, relocate or install equipment
  • Damage caused by environmental events (e.g., lightning, wind, fire, electrical surge, water damage) or electrical surge
  • Known preexisting conditions

American Home Shield claims and coverage limits

American Home Shield allows customers to submit claims online or by phone when a covered system or appliance stops working. After a claim is submitted, the company typically assigns a local service contractor who will diagnose the issue and determine whether it’s covered under the home warranty plan.

How to file a claim with American Home Shield

  1. Submit a request online through your American Home Shield account or call customer service.
  2. Pay the service call fee listed in your contract ($100 or $125) when the claim is processed.
  3. American Home Shield contacts a local service contractor, usually within 48 hours.
  4. The contractor reaches out to schedule an appointment at your home.
  5. The contractor diagnoses the issue and reports the findings to American Home Shield.
  6. If the problem is covered under your plan, the company approves the repair or replacement.

Coverage limits

American Home Shield caps coverage for heating and air conditioning systems at $5,000, for all plans.

For appliances, however, the coverage limit varies by plan.

  • ShieldGold coverage is capped at $2,000 per appliance, which is a decently high limit compared with industry averages.
  • ShieldPlatinum plan caps appliance coverage at $4,000, which may cover the cost of some higher-end appliances. It also covers code violations, permits and modifications up to $250 per year and roof leaks up to $1,000 per year.

FAQ

Where is American Home Shield available?

American Home Shield serves customers in 48 U.S. states. It is not available in Alaska; Hawaii; Washington, D.C.; New York City; or the U.S. territories.

Does American Home Shield require a home inspection?

No, American Home Shield does not require a home inspection for a home warranty contract. You don’t have to provide maintenance records to be eligible for covered repairs, either.

If I have homeowners insurance, do I need American Home Shield?

A home warranty is different from homeowners insurance; you won't duplicate your coverage by having both. Homeowners insurance typically covers property loss due to events such as fire, lightning, storms and theft. In contrast, a home warranty covers appliances and systems that break down from normal wear and tear.

Can I cancel my American Home Shield warranty plan?

Yes, you can cancel an AHS plan at any time. Cancel in the first 30 days to receive a full refund. Cancel at any time after 30 days and receive a prorated refund for the remainder of your term; an administrative fee may apply.

Is there a limit on repairs for American Home Shield?

No, there's no limit on the number of repairs your plan covers during a contract period. However, you should check your contract for dollar limits per covered item or per term.

How long does an American Home Shield home warranty contract last?

American Home Shield contracts last 12 months, which is the standard across the industry. Your agreement begins 30 days after you sign up.

What is the service fee for American Home Shield?

American Home Shield service fees are $100 or $125 per service call, depending on the option you select when signing up for a plan. This fee is paid when a technician visits your home to diagnose a covered issue.

Does American Home Shield replace appliances?

Yes, American Home Shield may repair or replace covered appliances if they break down due to normal wear and tear. If a repair isn’t possible or cost-effective, the company may approve a replacement based on the coverage limits in your plan.

Still have questions?

Is American Home Shield worth it?

American Home Shield may be worth it for homeowners who want broad coverage limits and protection for systems and appliances regardless of age or maintenance history. The company offers three plan options, flexible service call fees and coverage that includes issues such as rust, corrosion and sediment damage, which some competitors exclude.

However, service fees can be higher than those of other home warranty providers and coverage availability varies by state. Homeowners comparing plans should weigh the monthly cost, service fee and coverage limits against other home warranty companies to decide if American Home Shield fits their needs.

Somebody came here the first time around, and they decided the appliance needed these certain parts. They said they'd be shipped to the house, and they'd come back and put them in, which they did. That didn't work right. I called American Home Shield up and they were sending Avantis. The guy that came here was a really nice gentleman but he did absolutely nothing. I don't even think he brought in a screwdriver with him. He was pretty much in telling me that that's the way it's supposed to sound. Now, I bought the washing machine brand new, and I know how it sounds. I didn't argue with the guy. He was there fiddling with the legs. After that happened, he left, and it was not fixed. So, I called again. They sent this guy here who seemed to know exactly what he was talking about and what was wrong with it. He really looked it over.

He said that the parts that were put in were like universal parts, and they really don't work on this particular Maytag machine. We need to use the ones that belong in there. So, that guy called me back a few times, and there was some kind of holdup with Home Shield. When I talked to them about it, they wanted to send Avantis back. I told them there was no way in hell they're sending them back here. As it is, I waited all day for these people to come. He came at the end of the day after he made all his calls for the day. It was about an hour after the window closed, which was an all-day window. Somebody should have had the decency to at least call up and say, "Look, we're not going to be able to get there till let's say 4 o'clock. Okay," so I wasn't a prisoner in my house all day.

I finally got a supervisor on there from American Home Shield. I know they send these people out. They did one or two other things for us that were excellent, but I told them I'm not having them back here. First of all, they claim they fix appliances. I told the supervisor, "It's not fixed." So, she said to me that she would refund the $125, which I said, "Okay." This has been going on for a while now for the service call part of it that they charge. She finally did. I think that went through yesterday. But she wanted me to make another appointment. She said I could start all over and make a new appointment. I said, "Well, I ain't gonna pay another 100 and a quarter until I get back the one that you told me you would," which happened yesterday.

In the meantime, I got this guy that I was using to come over here, and it's not making as much noise. I'm going to wait a little bit and see how it goes with that. The other one with Avantis was a complete waste. Then the third one they didn't want to even acknowledge that part when I was talking to them. As far as submitting a claim, there didn't seem to be any problem at all. They took care of it. They can only go as far as the place that they're sending here, calling me up to make the appointment. But each time that I call them, not that I've called them a lot, but it was a couple of different things. The people got back to me fairly quickly, especially the first time around. It was an AC thing.

Overall, my experience with American Home Shield has been good. They've been fair. The lady refunded the initial $125 they took because it wasn't fixed. Then she finally realized that I refused to have that one company they were insisting to come back. What got me is I don't think they understand that these people did nothing. The first people, at least, they put some parts in. The stuff that came to the house that was mailed here. They did that. I don't understand why they kept on wanting to send back the company that didn't do a thing. Somebody was missing something somewhere.

    Thanks for your vote!

When calling in to file claims with American Home Shield, sometimes it's difficult because you don't get a lot where English is the first language. You get a deep accent and you can't understand them or there's a language barrier where they don't understand what you're asking for or saying. Initially, it was an issue getting somebody out here in a timely manner for the AC unit. It took a week which is an issue because as I explained to them, I was recently released from the hospital and I am a cancer patient. Not having AC really presents a problem for me. But that didn't make a difference. According to them, they could not find a contractor to come out any sooner, which, to me, says their resources are very limited.

In our experience in the past with our AC, most contractors come here, and they check the outside unit, the furnace, and the thermostat. They check everything. But when the repairman came out, he was here for 15 minutes, and he said he's been doing this for a long time and he's laughing the whole time. He also said the unit is not built to do good service with these extended heated days. When we got back from the hospital in the afternoon, it was 98 degrees and the thermostat read 78 but it was set on 68. We called him and told him that was unacceptable. We called American Home Shield back and told them about the issue and about my health. They said they'd send them back out out. That was a Thursday but he couldn't come back till the next Tuesday.

He came out on Tuesday, went up in the attic and asked who installed the unit. I told him the unit was installed in 2019 through AHS. He said the unit outside is a two-ton compressor unit, but the compressor in it is 1.5 tons. I reported that to American Home Shield, but they did nothing about it. The guy also said whoever installed the unit left the fan blowing on low instead of high, that he was going to switch it, and that should fix it. He left and that was about 5:30 in the evening. He set the thermostat at 75 and I changed it to 68. That night, it got down to 73 degrees and the cooling wouldn't go past 71, which makes no sense.

When he left, he told us not to call the company back and to call him directly. He gave my husband his number. That was the day before yesterday. My husband called him yesterday, but there was no response. I called American Home Shield because he was non-responsive. They called them, sent them an email, and told them that they wanted a senior technician to come out to see why they can't get this unit fixed.

The young lady, Nicole, called this morning and asked what's going on. I told her about my illness and being released from the hospital. She told me Keith, the guy that came out, is their most senior technician and he couldn't come out till Monday. I told her we're going on three weeks with an AC which is very unfair and not right. She has the same attitude he does. She was laughing and asking how old is the unit. She said she was hoping I could get AHS to send someone else out so they could see what they're missing. In other words, they don't know why they can't get this unit right. I ended up calling AHS back this morning, telling them what happened. I also told them I need somebody out here before Monday. It's gonna be 100 degrees today and 98 tomorrow. They are making it so I can't even sleep in my own house.

On other claims, American Home Shield has been great. They've replaced our dishwasher. We have two HVAC units in our house, one upstairs and one downstairs because of the size of our house. They've replaced both of those. They've replaced our washer and dryer as well. I really haven't had any other issues until now. American Home Shield should vet their contractors better. I think this recent company has one employee and he's running around trying to do everything. He showed up the other day here about 5:45 or so. That's a long day for him. I understand that, being the only employee, you are servicing everybody so you don't have a lot of time to spend on one unit to really figure it out.

I’ve been a member of AHS since 2017 and I have quite a lot of claims. Most of them were uneventful and proceeded a little bit slower than I'd like. But overall, I can't complain considering what I'm getting in exchange for my patience. Overall, it's a good service. However, I think that it's gotten slightly worse over the years. But I'm still using it. I've also convinced some people to buy it because I believe in it.

75% of the contractors are great, and then there's 20% of them that I would change. But overall, it's fine. I've had some delays that have taken too long, and then there have been two that have been completely unacceptable. American Home Shield's biggest problem is not being able to be flexible after they've assigned a contractor.

I've had two. One guy tried to have me actively defraud American Home Shield. He was going to pretend to fix something, and then have to come back and show that it was a bigger issue, and then give me a whole brand-new air conditioning system, but he was going to defraud American Home Shield out of a new air conditioning system when that wasn't necessary. And they didn't kick him off. And then, the other one was the most recent one and the most recent negative experience.

It was a company that fired its entire front office and replaced it with AI. I had an edge case where a technician came out and tried to order a part, but it wouldn't get delivered, and the AI wasn't able to handle that edge case. I couldn't contact a human being, and American Home Shield couldn't contact a human being. But rather than drop the contractor, they just kept them on the books, and I had to hire somebody out of pocket because it never got fixed. It's been three months, and it's still not fixed.

The other context that I think is important is that I live in a relatively rural area. I live in Harrisonburg, which has 50,000 people, and that's the largest city in a decent amount of space. I lived in Atlanta before, and I didn't have any complaints about American Home Shield, and that was because they had a bigger network to work with. Whereas the contractors that work on a national scale, who would partner with American Home Shield, don't have the same type of coverage in this sparsely populated area. So things take longer out here.

Then, there are mistakes or problems, and those things are compounded. For example, a guy fixed a faucet for me, and it was straightforward, but they didn't have the finish that I wanted on his truck. And it took a week for them to get back to me, not because they weren't diligent, but because the guy only comes to Harrisonburg once a week, because that's what his route dictates, and it's not in their interest to make a new route for me for a one-off $100 faucet. And that totally makes sense. But in Atlanta, that would never happen. They have their pick of the litter for contractors. Sometimes it takes longer for contractors to come because they have to find someone who's willing to come out here.

And I'm okay with that. It's a trade-off. What I tell my clients is, "You have to pay blood, sweat, and tears, but you're getting free stuff." So if that's a good trade for you, then they stand by it, and they do what they say in their contract, which I understand is not necessarily the case for these other such companies.

I called in with American Home Shield the exhaust fan in the bathroom downstairs that wasn't working. Their agents were okay, not too knowledgeable, but knew that an exhaust fan was something that would be repaired under the contract that I had, as well as I told them that we had a blower or an electrical socket in the living room that wasn't working for the fireplace blower. The technician checked that out as well. He was very polite and knowledgeable. He went straight to work. He pulled down the exhaust fan. He told me that it was burnt out. He pulled the cover off and said that it needed to be cleaned. He gave that to me. I cleaned it as best I could. He repaired. He said, "I got a motor in the truck." He went back out. He got the motor. He put it together. It took all of 30 minutes him in the house with me that time.

Once I cleaned the exhaust fan cover, he put it back up there and showed me how to take it down. He said, "Periodically, just take it down and clean it, because that would be the reason that it would go out again." And I had him check the light switch in the living room. He went in and saw that there was no power going to it. He repaired that, asked me if there was anything else, and that was done.

I've had more than my share of not so good experience with American Home Shield, when it came to repairing my water heater and repairing my kitchen sink, that I had someone come out three times before they replaced it. They kept saying that it was fixed, and a day later, it would leak again. My last call to them was, "Either you come and fix it or we're going to have an issue." They sent a senior plumber and he repaired it with a substandard repair, but that's fine. It works, and I'm okay with that. And my water heater, they said that the glass shield was broken. My water heater is in the attic. I'm a heavy girl, so I don't go in there. So, I'm not certain how it would break. Nobody goes into the attic. There's nothing up there, but the water heater. It was wear and tear. That cost me $375 out of pocket. But after that, it was all done, and that was the end of that.

My only concern, which is why I'm no longer with American Home Shield, is every year for the last five years, they've gone up. They've not offered any additional services to me, but they've gone up every year. If I need to come back to American Home Shield, I will go back through the same process and vet again as to who can offer me the most for my money. AHS brought it down to 102 from 116. They gave me someone who brought it down to 91. The homeowner warranty I have now is a month, and I'm only paying 57.50 for it. They offered me a lot of the things that I need covered. AHS offered me a bit more things that I didn't need covered, because I hardly use or wouldn't use. But I have what I need right now to cover what it is that I'm looking to cover.

Three companies had to come out to say that we needed a new appliance after two repairs were done. Then, the new dishwasher got delivered. The company came out and there was a 2-inch gap between the countertop and the top of the device. I could put my hands through it. The owner came back and said he fixed it, but the back feet were not even sitting on the floor, and the dishwasher still rocked. Another company came out and the techs installed it correctly, but they noticed that the other company had caused a leak.

D & B was supposed to come out as a plumber to take a look at the leak caused by the first company that tried to install the dishwasher. They set a time with me to come out on a Friday, but I had to cancel it on Sunday because I got called into work for a Monday appointment. It was over 24 hours in advance notice to reschedule, but the guy still came and they charged us. I called American Home Shield and they refunded me the money. The company has two owners, D and B. Dennis was the one I originally scheduled with, but B was the one who showed up. He said it would have been better if they had been informed about the reschedule. But they still told American Home Shield that they showed up. I said I gave them a 24-hour notice. I tried to call them myself to reschedule, and there was no answer. I left messages but there was no response to reschedule it.

The rep from American Home Shield couldn't help me and told me that I was gonna have to call back during business hours. They need to contact that company to see if what I was saying was true. I called back, and they said there was nothing that they could do. I got more help through the online texting service than I did over the phone, and the online reps showed more empathy. The people that American Home Shield sends out are a gamble. Some of them are good, but you don't know what you're gonna get when they come out.

The guy from the first company didn't speak any English. So, to tell him what was wrong, we had to type it up and then translate it into his language. Then you had to wait for that company to get the part. They came out but that didn't do anything. They ordered another part, but that still didn't fix it. So, we had another company come out. They were fantastic. They said we need a new dishwasher because repairing the control panel doesn't make sense. But we had to wait and take several days off work. Plus, we have to be home the whole day because these people will give you at least a four-hour time slot. And sometimes, they don't even show up during that time slot.

I had to take off a day off work to get the dishwasher in my house, and when it arrived, there was nobody scheduled to install it. It had to sit in my house because the company won't come out until you have it on your premises. When the installer came, he did not take away the old one. He said if it was still there the following week, he would come back later and get it. But he said the trash company will pick it up. It sat out there for several days and I got a letter from my HOA asking why I had junk sitting in the front yard. The trash man ended up picking it up. I'm glad my dishwasher’s working now. But it was a complete nightmare. Everything was resolved, but it took four phone calls, messaging, and hours of back and forth to get there. It was frustrating all around. The price is decent, but it took me four months to get one issue fixed. So, it was more of a headache than it's worth. Even though it's cheap, you get what you pay for.

Extremely Disappointed – Cancelled My Contract. I declined the first company AHS assigned because of a previous bad experience. The second company came out, said there was no problem, and told me to call if it happened again. When it did, the technician returned but left without resolving the issue. American Home Shield told me they would find another company and transfer my service fee. When I followed up, I learned they had no other companies available. I requested a refund since my problem was never resolved, but American Home Shield refused. I paid a service fee, received no resolution, and American Home Shield had no one else to send—yet I still lost my money. After 18yrs...I cancelled my contract. Very disappointing and unacceptable customer service.

They charged me $72.98 monthly, which I have paid for a year and a half without using their service. When I needed service, they charged an extra $125. A subcontractor came in. Makes me sign a document to approve starting to check the refrigerator. He tried to move it but was not succeeding. Then I asked if he did not carry tools to move electronics, and he said he does not work for a moving company. Then he said he couldn't move the refrigerator, that I needed to move it so he could see why the ice maker wasn't working, and proceeded to hand me another document to sign, like he'd done anything, so I refused to sign. I called AHS; they did not answer. I chatted and requested a refund of the $125; they said that is for the guy going to my house and that they will not refund.

I asked her to cancel my subscription with them; she said she would, but that same day I was charged another monthly fee. So they do absolutely nothing just to get a "handyman" for you, who also does not want to move the unit, but wants it moved when he gets there. Completely useless service. I don't know if it was bought, but I think this is a Chinese company acting as an American company.

American Home Shield uses dealers who produce fraudulent, fabricated reports to deny legitimate claims. They ignored multiple expert opinions, videos, photos, and documented evidence. One dealer, A‑US Air Conditioning of Texas, even submitted fake pictures from a completely different system to support their false report—none of the photos were from my unit. These misleading reports appear intentionally designed to justify denial, especially for high‑cost repairs like A/C or compressor failures. This reflects a clear pattern of bad‑faith practices and intentional service denial. To make matters worse, A‑US Air Conditioning of Texas—the dealer they used—submitted fake photos from a completely different system to support their false report. None of the pictures matched my unit, proving the report was intentionally misleading.

      Dear Naser Abdulrazeq,

Thank you for providing your feedback. Our records indicate that both the initial service technician and the second-opinion technician reached the same diagnosis regarding the failure. In accordance with the terms of the service agreement, American Home Shield is required to rely on and follow the professional findings and recommendations of the assigned, licensed service technicians.

While we understand this is not the outcome you were hoping for, we regret that the reported failure is not eligible for coverage. The diagnosis determined that the failure resulted from hazardous materials rather than normal wear and tear. As outlined in the service agreement, failures caused by hazardous materials are excluded from coverage. Unfortunately, the replacement of the evaporator coil will need to be addressed outside of the home warranty plan.

We appreciate your understanding. If you have any additional questions, please let us know.

Had I known that I wouldn’t have done any of the changes and kept it how it was.

They tried to nickel and dime everything they can and they never wanna change anything that’s broken and they prefer to send a technician to consider work on the same piece of equipment multiple times you would think they’d be smart because it’s costing them more to send a tech. You would think they would try to work something out with me since I’ve been with him for 10 years and have even recommended two people and they have signed up but instead they said they will not be covering anything but still try to convince me to keep them so they can fix what nothing.

The rep didn’t tell me this so instead of paying $20 for the last month I had to pay a $50 cancellation fee. Also, keep in mind what a contractor of theirs told me: they don’t pay their contractors very much so don’t be surprised if you don’t get immediate assistance if your fridge dies, as was my case. They told me it would be 10 days before anyone in my area would come. It didn’t matter that hundreds of dollars of meat was going to spoil during that time and I’d be without a fridge. Go elsewhere!

I've had American Home Shield for about four years. My mom and my realtor suggested that I should get coverage when I purchased my home, but I wasn't originally with American Home Shield. When my other company raised their prices, my mom suggested AHS because she used them. I call them to submit a repair ticket, and it's not super difficult, but sometimes there is a little hiccup with it. There's a language barrier or I don't like the length of time it takes to sort through the prompts. For the most part, the customer service people try to be helpful. Sometimes I get into it with them because sometimes there's a great discrepancy or lag time between me contacting them and them contacting the contractor.

Being a consumer that works a full-time job outside of my home, I don't really know home repair things. Being able to call AHS and at least figure out the problem or even if they cover a big expense is very helpful instead of me having to shop around and find a person. As far as the contractors, I've had good ones, but I have had enough bad ones. One-third of the time, I get a really great one. One-third of the time, I get ones that are okay. They get the job done. Then one-third of the time, I get horrible ones. One time, my heat went out in the winter, and I called. So, that's another thing that sucks. Sometimes the contractors can't get out for days. I just called them. They just came to my house last Monday, but I had put in a service request the previous Monday.

In the midst of me trying to get the HVAC people out in the winter with my baby in the house, my aunt was telling me a HVAC guy could come over while I was waiting for the scheduled appointment. He wanted to charge me like 175 just to diagnose. I was like, "That's not gonna work, baby. Thanks.” So, I put up these space heaters.

I just had a leak in my house, and I put in a service request on May 19th. Nobody came out. The contractor lied and said he put it in their system that he had scheduled an appointment, been to my house, which he hadn't. Then when I contacted him, he said he tried to call me and I didn't answer, which is not true either. Anyway, he came out the next day. After maybe 15 days, he still hadn't put in a diagnostic. So, I kept calling them, and they said they were waiting for the diagnostic. I asked how long is that supposed to take or how long do they let them just sit on that. They said something about only the authorization team would know. When I run into issues like that, it really runs my gears. They just keep repeating the same thing, which isn't helpful.

I got a maintenance check on my 4 year old AC unit and was told the evap coil had a leak....I called AHS and paid $125 to have A-US A/C from San Antonio come out....they said no leak. 25 days later I had them check again....same tech, no reports a leak and proposed the attic evap coil should be replaced. He took no leak detector or any other tools to the attic. Quoted the service for the system (within the 5 year warranty) would have $1,250 in uncovered costs....I asked AHS supervior to let me know, the locking caps to service the unit are 1/4 or 5/16th size and retail for $16 for two....and the AHS vendor wanted $200 to replace them.

I asked AHS to review the $1,250 of charges as fully reasonable last Tuesday. I heard nothing...I am on a chat with AHS for an update on 8/12 for 35 minutes now (4:40pm)....The vendor sent me a list of charges that totaled ~$350 as best I could tell as the list has no '$' to denote a charge. Several checks confirm that the cost of the replacement for an under warranty system is about $1,200 to $1500. AHS is trying to approve a $200 charge for $16 screw on Locking Caps. Same tech that originally said no leak now says there is one, but did not do a leak check and wouldn't tell me the approx freon level now....

My refrigerator went out three weeks ago. The first repairman AHS sent out never showed. After a few days they sent out a second one. He came, looked at the fridge, told us what was wrong and ordered the part Several days later he called and said he had the part, scheduled a day to come out and apparently disappeared off the earth. He doe not respond to my texts and phone calls and does not respond to AHS texts and phone calls. After calling AHS for 3 days, their resolution was to send him an email. The customer service representative told me she's had "good luck" with sending emails. The next day she called to tell me that there was no response to the email. She was going to see what to do and would call me back. That's the last I heard from them. The fact that AHS has a problem with repairmen being responsible is an AHS problem, not a customer problem.

She also told me that if I had called earlier in the day, they might have been able to help me. I actually called around 3:00 (because the service representative told me the day before she would call me) but there was a one hour wait time and I opted to have them return my call. I was very frustrated with being blamed for not calling earlier and for AHS trying to make this MY mistake. This is an AHS PROBLEM. I pay them monthly, on time, and have for over eight years. I have never said, "I couldn't get the fee to you, sorry. Maybe tomorrow, maybe not. I don't really know when..." My job is to pay the fee. Their job is to provide the service. It's pretty simple. I'm sorry their contractor is not doing his job, but I pay them so I don't have this problem. At this point, with countless phone calls, they have said they have to wait until he contacts them to see what's going on. There is no date to try another option.

Two people in this home are over the age of 70 and one is diabetic and needs to keep medication refrigerated. We have no refrigeration, no food, no ice during August, and they are ignoring my repeated requests to resolve this. An ice chest is not sufficient to keep medication refrigerated. I need a refrigerator. My diabetic sister is having back surgery in two days and will be needing ice and food in the house. I'll be purchasing a new refrigerator, in spite of having a top tier plan with AHS, because AHS has not been able to resolve their problem and is making me deal with the consequences.

Prior to that appointment the actual tech called me to ask what was the issue. Dear Yari Washington,

Thank you for your feedback. We are sorry to hear about the outcome of your service experience and understand that this was not the resolution you were hoping for. According to our records, both the initial service contractor and the second-opinion technician confirmed the same diagnosis, determining that the cause of failure was a pre-existing condition.

Under the terms and conditions of your service agreement, all covered systems and appliances must be in good working order at the start of coverage. For transparency, the contract specifically excludes coverage for failures or conditions that existed prior to the effective date of the agreement.

Based on the consistent findings of both technicians, the failure has been determined to be pre-existing and is therefore not eligible for coverage under the terms of the home warranty agreement.

The assigned HVAC contractor has been to my home twice and ultimately diagnosed a failed compressor on my upstairs AC system. During this process, my home reached approximately 93°F upstairs and 83°F downstairs. I contacted AHS repeatedly and was eventually escalated to the expedited/escalation department. I was told I would receive contact within 96 hours. That 96-hour period passed, and no one called me.

I called AHS again today, August 11, and instead of receiving a resolution, I was told to wait another day. I understand that repairs and authorization take time. What I do not understand is why a claim that has been open since July 29, involving a diagnosed compressor failure and extreme indoor temperatures, can go through an escalation process without anyone following up within the timeframe I was given. I am not asking for anything unreasonable. I am asking AHS to take ownership of the claim, contact me, and provide a clear path and timeline toward resolution instead of continuing to extend the waiting period. American Home Shield, please have someone with the authority to resolve this claim contact me.

In fact, the plan states "all kitchen appliances.” The rep on the phone (at time of sign up) DID state that ALL kitchen appliances were covered. Well ... they are NOT!!! Long story short ... Our trash compactor broke. My husband called AHS and requested assistance with the trash compactor. After getting through all the recorded messages (what a pain!), he requested a return call. The customer service gentleman was VERY RUDE and stated that “a trash compactor isn't an appliance,” and therefore not covered.

We requested to speak to a supervisor; she stated the same thing. In addition, the supervisor refused to find the "recorded line" from when my husband inquired about all major appliances (at the time of purchase). And she refused to allow us to speak to a manager and kept repeating that the “trash compactor isn't an appliance.” DO NOT waste your money on purchasing any plan from this company, as they don't honor what they say they do. Who knows? One day, they may claim that a refrigerator isn’t an appliance!

Based on what I saw, I decided to go with American Home Shield. They were not the least expensive, but I'm of that age that I believe you get what you pay for.

American Home Shield's customer service was excellent. I first came in contact with the virtual assistant who led me through the process. Shortly thereafter, someone called and let me know who would be coming out to look at the air conditioning unit. That was like on a Friday. And on Monday, before 4 o'clock, Tribes Air Conditioning and Heating was here and solved a problem before 5:30. It really was painless. I had another company to come. And in 15 minutes, they were telling me I needed an entire unit, and even if I find someone with the SR22 coolant, it was gonna be like $1,000. It hit me that I have American Home Shield. I called them, and I was glad I did. I just don't like virtual assistants or this AI stuff, but it worked for my good when I called their customer service number.

They sent out the second contractor, and they did take the fan apart and determined it was a motor going bad and submitted a repair claim with AHS. It took weeks to finally get the repair approved, but it was approved, and AHS even sent an email to the vendor. When a couple of weeks went by, I reached back out to the vendor because I had heard nothing, and they informed me that AHS had removed them from the claim and closed it without them ever completing the replacement.

When I reached out to AHS, they claim they have nothing in their system that shows they approved it originally and also keep telling me my request for a second opinion has been denied. When I explain they already approved and sent a vendor for the second opinion, all I get from them is that they stand by their decision. I cannot get anything from upper management either. They call continuously to say they stand behind their decision and will escalate my complaint. I have offered to provide proof, but they will not provide me with an email to send the proof to. The second contractor can also confirm everything. I will never use AHS or recommend them to anyone in the future.

One star is too high for an absolute dog shit company. Not worth the $64 a month or the $125 service fee. The automated system is terrible. The wait time was 57 minutes to speak with a representative. The representative’s second language is English, difficult to understand due to their accent. A service request to repair the refrigerator has taken longer than one week. It took the company almost three business days to find an appliance repair shop. Technician arrives, handles interior of freezer and serving with dirty hands. Technician requested towels from customer to use during diagnosis of repair. Technician stated, the part will take “two” days and failed to advise, “business” days excluding Saturday and Sunday.

Representative also stated as per policy, not responsible for lost or spoiled goods during repairs. I advise anyone looking to start a home warranty policy with this company to read the incredible fine print and between the lines in the policy agreement. As soon as the repair is completed, dropping American Home Shield company. I highly recommend getting a policy through Select Home Warranty. The company is rated 5 Stars for service and repairs. Considerably lower rates, service fees and live human beings answer the phone when calling. American home shield should be honestly named “Amazingly Horrible Service.”

I genuinely tried to resolve this privately with American Home Shield before leaving a public review, including escalating the matter to their Executive Relations department. Unfortunately, the experience has been incredibly frustrating, disappointing, and unnecessarily difficult. The lack of communication has been painful. I was promised updates that did not come. I was told a supervisor from May Heating & Air, the HVAC contractor assigned by American Home Shield, would contact me, and that call never happened. Instead, I repeatedly found myself acting as the middleman between American Home Shield and May Heating & Air, chasing both companies for information and answers that should have been communicated between them.

Even more concerning has been the vagueness and inconsistency surrounding the claim decision itself. The explanation for why the claim was being denied evolved throughout the escalation. I repeatedly asked direct questions about the basis for the decision and how specific provisions of my warranty applied, yet getting a clear and straightforward explanation was remarkably difficult.

This situation involves a mini-split system installed less than two years ago by May Heating & Air, the contractor American Home Shield assigned to perform the replacement. The existing underground refrigerant line set was reused during that installation. When concerns were subsequently raised about the original installation and that line set, I specifically asked AHS how it determined whether the current problem was simply a coverage exclusion versus a potential workmanship issue involving May Heating & Air. I was ultimately told that American Home Shield does not investigate contractor workmanship after a repair or replacement because its contractors are independently licensed and insured.

That response was extremely disappointing. American Home Shield selected May Heating & Air and sent them to our home to perform the replacement. YET, when concerns arose less than two years later regarding that work, AHS essentially separated itself from responsibility for evaluating the workmanship and directed us back toward the contractor.

The communication between American Home Shield and May Heating & Air has been equally frustrating. AHS told me it spoke with May Heating & Air regarding the line set, but when I requested the technician’s report and documentation supporting the claim determination, AHS told me they did not have the physical report and that I needed to contact May Heating & Air myself to obtain it. So AHS was comfortable making a claim determination based on information provided by May Heating & Air, while I was left chasing May Heating & Air myself for the underlying documentation.

After weeks of emails, follow-ups and escalation to Executive Relations, I am left extremely disappointed not only with the outcome of the claim, but with the vague and evolving explanations, lack of transparency, missed follow-ups, and breakdown in communication between American Home Shield and May Heating & Air. A home warranty claim is stressful enough without customers having to chase multiple companies, act as the intermediary between a warranty company and its assigned contractor, decipher changing explanations, and repeatedly ask for the documentation and reasoning behind a decision.

I have now reached the point of filing formal consumer complaints because my repeated attempts to resolve this directly have not produced what I consider a satisfactory or transparent resolution. If you are considering American Home Shield, I strongly recommend researching not only AHS’s claims process but also customer experiences involving the contractors they assign. My experience with American Home Shield and May Heating & Air has left me with serious concerns about what happens when a customer questions work performed by an AHS-assigned contractor and then struggles to get either company to take ownership of resolving the issue.

I wish I had done considerably more research beforehand as there were numerous complaints not only about AHS, but American Home shield AND May Heating & Air together. I've essentially been paying money for the last few years and higher premiums with each increase to a company that you have to answer for yourself. I could've just saved that monthly premium to put to savings instead of dealing with this stress and nightmare of customer service.

I've been with American Home Shield for about a few years now with different houses. I wanted to protect it just in case something broke. However, I'm going to cancel my American Home Shield membership because it takes too much of a long time for us to get the service done. It takes three months or four months. It's horrendous. There was this property where a refrigerator was needed to be fixed, and I had to wait for four months to get a resolution. At my home, it took them a month and a half to fix a refrigerator. I was without it for a month and a half. I don't see any benefit at all now that I find that the cost of keeping the insurance versus the wait time that is way too long. I could just buy that thing on my own and fix the problem. So, I'm beginning to think that it's a wastage of money.

AHS needs to change their models. They have to select the right vendors. It's a vendor problem they have. It takes them a long time to get somebody to fix a problem. What's the point in having the insurance if it just takes too much of a time? So, it's not working out. It's an action item for me to cancel the service, so I will do that over the weekend.

CLAIM OPENED MAY 10, FOUR SERVICE APPOINTMENTS, STILL NO SAFE REFRIGERATOR We opened our refrigerator claim with American Home Shield on May 10, 2026. After nearly three months and FOUR service appointments, American Home Shield still had not provided us with a working refrigerator. After the fourth service appointment on August 3, the technician said the refrigerator was working. It was not. Approximately 1 hour later there was still no improvement, and the refrigerator and freezer ultimately remained at approximately 70°F — completely unsafe for food storage.

After four unsuccessful appointments, we could no longer continue waiting for another repair attempt while being unable to safely refrigerate or freeze food. On August 7, 2026 — nearly THREE MONTHS after opening our claim — we were forced to purchase a replacement refrigerator ourselves for $1,714.89. The bottom line: Claim opened May 10. Four service appointments. Refrigerator and freezer still approximately 70°F and unsafe for food. Nearly three months later, we had to spend $1,714.89 to replace the refrigerator ourselves.

We purchased a home warranty so we would have protection when a major appliance failed. We should not have had to wait nearly three months, go through four unsuccessful service appointments, and ultimately pay for the replacement ourselves. We have requested reimbursement of our $1,714.89 replacement cost from American Home Shield and are awaiting resolution. Based on our experience, we cannot recommend American Home Shield.

American Home Shield took 12 weeks to fix our refrigerator. Every time a part would be ordered, we would be made to wait another week and the techs were out here 12 times. It was ridiculous. American Home Shield kept pawning us off to a second-opinion place. They left us without a refrigerator for three months and it was a huge inconvenience. We were using coolers, didn't have ice, and I had to throw away hundreds of dollars' worth of food, because the refrigerator would work for a minute and then it wouldn't work. It wasn't keeping the temperature.

American Home Shield would not replace the refrigerator and just kept jerking around. We called, complained, and tried to get someone to do something, but no one would do anything. They finally ended up giving us a payoff and we got a check for $1,700. And we went out and bought a bigger and better refrigerator. As soon as we got the payoff, we canceled the service. If that had been my furnace in January, it would have been unreal. We were with American Home Shield for several years and we were not happy. We're done with them and we went with another company.

The worst company I have ever dealt with. I honestly feel like American Home Shield is a scam. My air conditioning has not been keeping up, and after having the issue evaluated, we were told we need new ductwork. I have now been dealing with American Home Shield for an entire month, and there is still absolutely no resolution. They continue sending HVAC companies that do not even handle the type of ductwork or HVAC system we have. We have an oil and AC combination system, and apparently they cannot seem to find a contractor who actually works on it. The two companies they sent out were essentially useless. Both came out, took pictures, and left. Neither actually did anything to resolve the problem, and both indicated they don't deal with our type of system.

Every time I call American Home Shield, I have to start the entire process over again. Customer service has been incredibly frustrating, communication is difficult, and the representatives seem completely unprepared to deal with an unhappy customer or actually solve the problem. A warranty company is supposed to provide service when something goes wrong. Instead, I have spent a month making phone calls, waiting for contractors, explaining the same problem repeatedly, and getting absolutely nowhere. At this point, I don't understand what exactly I am paying for. If you are considering American Home Shield, think twice. Based on my experience, getting them to actually resolve a problem has been nearly impossible. I would not recommend this company to anyone.

We've had some issues with American Home Shield. We've had to use them several times and they're really good at stalling. They drag their feet for so long, and they're not very prompt with their service. For instance, I thought I had an issue with my well and they were taking two or three days. I didn't have water for six or seven days and they gave me this local well company. I got it on my refrigerator. It's a mountain well and septic. I live alone, and I was having people go get gallons of water and having to go up in that stairs to put gallons of water into the toilet just to flush the toilet.

American Home Shield kept saying that they were reviewing every time we called them. What was there to review when the man told them what the part was already? He said that it was a pressure switch. Then, when the man finally got here, he said he could've had that thing done in probably two days and I wouldn't have had to wait almost an entire week going without water. Everybody I talked to says American Home Shield is a nightmare to deal with. In fact, my mother's thinking about switching to another home warranty. We are very frustrated. It's been so stressful to me. Also, I can't understand them sometimes on the phone and they tell me there's nobody there that speaks English so I just have them email me.

I was with American Home Shield for about three years, then I had to stop for a couple of months ‘cause I was trying to get out of debt. I stopped payments on them for a couple of months so I could get caught up, then I signed back up again with them. They had to order a part for my HVAC unit, and it took a while before they finally got it, but once the service person got the part, he came over here and installed it. My HVAC unit is working well and I was really happy. Thank God the service did the job before we started getting the heat. Our high today is gonna be 102 and we get a lot of days like that here in Southeast New Mexico. We're gonna have 100-degree days a lot in the next two weeks.

The biggest benefit in having American Home Shield is that I save money on the repair costs. I have to pay a monthly premium, which is fine. It's not too bad. However, when I do call for service, I have to pay a service fee and with American Home Shield, it's 125. Let's say I'm paying $60 a month all year long. They've made more than whatever repair costs they have to pay. So, why have the call-in fee? To me, that does not make sense. Plus, if I need some kind of service to be done, I have to call them and what really aggravates me the most is the fact that the people that I have to talk to are from some third-world country.

The thing that makes it so bad is that when I'm talking to them, I can hear about 50 other people in the background talking on phones and it's so hard to hear the person I'm talking to. To make matters worse, the person that I'm talking to can't talk articulate English, and they're hard to understand. It's a real pain to call for service. I asked them, “Let me talk to somebody here in the United States,” but one of them told me they don't have anybody that takes these calls in the United States. It's either the Philippines or the Dominican Republic. I'd give them a 1 star. They should hire people here in the United States to do that kind of work. We don't need to be sending jobs out of the country. We have a lot of people in this country that need jobs.

The dishwasher stopped working. We submitted a claim online with AHS. It was a little hassle. The first company never showed up. The second company couldn't do it because they thought it was the motherboard. Then they went back, and it wasn't the motherboard. They had no other equipment to check the dishwasher and see if it was anything else. It was really a hectic experience. We waited a while. Then they sent that back, and they gave us another company. This company was like, “We have to see it from the very beginning again.” They had to diagnose everything again, and order. It was a long experience.

We’ll never know if they changed the motherboard or if they put the old one back. We don't know what they did with that. All we know is that the last company said, “It needs this part, but you know we didn't know if it needed the motherboard too.” It was very inconvenient in a way because they don't give you a set time. They just tell you, “It will be Tuesday, and we'll call you.” I kept telling the lady, “Ma'am, I'm trying to help my son ‘cause he works all day, but I also need to know.” And they were like, “We're sorry. We can just give you your 30 minutes.” I said, “I don't know if I can leave work.” I just switched from another company, and I was having second thoughts about this company. The other company was more easygoing. Also, they had told me it was a 100 deductible, so it shocked me when they said 125. But the other company was only $85.

The companies that American Home Shield is working with need to understand that people work and that they cannot just tell you, “We'll be there, but we can give you an hour.” A lot of companies give you windows, 8:00 to 12:00, 1:00 to 5:00. And then you can say, “Okay. 4:00 to 7:00 or 12:00 to 5:00 would work for me and stuff.” But when they're saying, “If you can't be there, we're sending this back to the company, and you can find another company.” That was the third company, so I was like, “No. We need our dishwasher.” But they fixed it. It just took close to two months to get everything established and done.

      Dear Jeanette Muniz,

Thank you for taking the time to share your experience and feedback. We sincerely apologize for the inconvenience and frustration you encountered throughout the service process. After reviewing your comments, we understand your concerns regarding the multiple contractor assignments, repeated diagnostic visits, delays in obtaining a resolution, and the challenges associated with scheduling service appointments.

We recognize that having to work with several service providers and repeat portions of the diagnostic process can be frustrating, particularly when it results in an extended repair timeline. In some instances, it may be necessary to transfer a service request to another contractor when the assigned technician is unable to accurately determine the cause of the failure.

This can occur due to factors such as the appliance brand, technical limitations, or the need for additional expertise. We apologize for any delays this may have caused. Our goal is to ensure the issue is properly diagnosed and resolved to help prevent unnecessary repeat visits and additional inconvenience.

While we are pleased to hear that your dishwasher was ultimately repaired, we regret that the process took longer than expected and did not provide the level of convenience you anticipated. We value your business and appreciate you bringing these concerns to our attention. Customer feedback such as yours helps us identify opportunities to improve our service experience and processes.

Thank you for the opportunity to serve you. If you have any additional questions or concerns, please let us know.

The only thing they are consistent with is that they get their payment and fee for services. I can honestly say I would never recommend AHS to anyone looking for a service. They find the loop hole for everything, so they don’t have to come out pocket. If you have them quit, find another company, hell, pay for it yourself but DO NOT GO TO THIS COMPANY! You absolutely will regret it. I am complaining to the BBB and to our Secretary of State. AHS is awful! I shouldn't even give them 1 star, but I am sure someone was nice or smart over.

Really disappointed with @AHS_Warranty. My AC stopped working in 114°F Arizona heat, leaving my elderly parents without cooling while I was traveling abroad. I opened a service request immediately, but the assigned contractor's first appointment was 3 days later. Calling the contractor only went to voicemail. With no other option, a friend helped me find a local HVAC technician, and I paid $300 to restore the AC.

When I requested reimbursement, AHS denied it, saying I should have called them instead of submitting the claim online. Where is that emergency instruction on your website? If that's your policy, why isn't it clearly communicated before customers are left in dangerous situations? This is not the support I expected from a home warranty company. I hope someone from AHS management reviews my case and makes this right. #AmericanHomeShield #CustomerService #HomeWarranty #HVAC #Arizona
