After getting correct information from the service provider doing our repair not AHS, I better understand why I’m paying what I’m paying for my HVAC repair. My AHS coverage definitely saved me a lot on this one! I wish the AHS customer service person would’ve given better information when I called them for an explanation.

Please do not waste your money! AHS used to be amazing but they are absolutely horrible now. They will find a way to weasel out of expensive repairs. Their customer service is horrible!

The service that I've gotten from the people that American Home Shield sent out to do the work has been horrible. I submitted a claim for the washing machine in January and it just halfway got fixed a couple of weeks ago. At first, the guy came and looked at it, then when he left, he closed the ticket out. He ordered the parts, then he came and fixed it. But that was a two-month process trying to get him to do that and what he did didn't fix the washing machine. Then, American Home Shield couldn't get ahold of him, so they had to bring somebody else in.
The second contractor decided that they were so smart that they didn't have to come and look at the washing machine. They said they just knew what they'd be doing after our video call. I like the fact that I could do the video thing for free with a tech to show him what's going on, instead of paying somebody to come out and look at my appliance. But for this claim, when the second opinion techs came, the problem turned out to be different from what they thought it was. So, I had to wait yet another two weeks for the part to come in, and another week for them to come and put it in. That whole process was a nightmare and it's still only half fixed. But things are working out. At least the water from the washing machine is not pouring into the floor anymore, but it's still not rinsing all the clothes out the right way.
I also had a guy come out for the AC and after he looked at it, he said that it was gone and that I'd have to buy a new one. But at that time, I hadn't had American Home Shield for 30 days, so they told me I had to pay for it. It was going to be 12,000 after fees because they wouldn't waive any of the fees. I couldn't afford that because I just bought my house, and I was going out for surgery. Then I finally talked them into letting somebody else come out and look at it for a second opinion, which took three months. When the tech came out, he looked at it and he was there for 20 minutes. The problem turned out to be just a loose wire. So, he fixed the loose wire and was done. It's been working just fine until recently. It needed Freon and it was on backorder because of the Freon.
But what I don't understand is American Home Shield said that if I had to have the AC replaced, I would only pay 3,000 out of pocket for an upgraded and new AC unit. But wen I asked them again how much that would cost me, they're now telling me it would be almost 7,000. And they won't give me any kind of paperwork showing me what they would pay versus what I have to pay. That's the reason why I have the top-of-the-line service that I'm paying the 125, so I don't have to pay that much. And from what I was told by the supervisor, I was supposed to pay only 20% of the bill.
But I now I am told by their rep that it doesn't really matter what plan I have because I'm still paying the same amount. When I disagreed, she said that her colleagues make her job so hard because what they tell the customers on the phone and what's actually real are two different things. But I don't think so because I spent an hour and a half on the phone with somebody, and we went over in detail of what was covered in each plan. I also knew it wouldn't be long before the AC went out because it was a really old when I bought the house, and that was the reason why I chose the plan that I got so it wouldn't cost so much to either fix it or get another one. And now, they're telling me that it's going to be almost 7,000.
Aside from that, every time I called American Home Shield, I couldn't get a supervisor to ask some questions. Then four days later when the supervisor finally called me back and I couldn't answer the phone right away, I had to call, go through another spiel of an hour with their reps on the phone, then try and get another supervisor to call me back. It'd also be another four days later before I get a call back.

I'ts great to have a warranty on your home, because you don't have to go through a lot of headache as far as finding someone to come in and fix what's wrong with your property. You can just call American Home Shield and they'll take care of it. My recent claim was for the free thing that I get every year. It was just for AHS to send a contractor out and check the HVAC. I called it and I spoke to a person. It was great. I was with the rep the whole time, except for when he went outside. I can call AHS, and they take care of it right away. I don't have to go and search for a contractor to come out when something goes wrong with my property. This past winter, my heater went and it was an electrical circuit that needed to be fixed. But they got it fixed right away. That's something that I was appreciative of, because I didn't have any heat in the winter time. Everything seems to be going well.
John Tim Jenkins,
Thank you so much for sharing your positive experience with us. We're thrilled to hear that our services, like the annual HVAC check and quick heater repair, met your expectations. Your trust in AHS to manage these tasks without the hassle of finding contractors is why we strive to provide the best service possible. The first time, Sears came in and fixed the water. The tech changed the valve in the back and everything was working normally. Then I started seeing some tubing coming out, and later it started getting bigger. The guy ordered the part, which he called a reservoir, which may be the tubing and then the valve. He changed both of them, and for a couple of days, everything was working normally. Then the ice maker stopped, and it started throwing water on the frozen bags on the doors. It wasn’t there before.
The second time, Conrad, who's a different guy, came out and he was unbelievably great and very friendly. I took a picture and showed him what was happening. He changed the icemaker, and for three days it started making ice again, but the ice coming out of the chute was attached together instead of separate ones. Then, a couple of days later, we started seeing on the door the same thing, which is frozen ice on the bags. So, something was wrong. But Conrad did a beautiful job and he fixed the icemaker.
The people are great. They come in and do what they have to do, especially since I don’t understand much about refrigerators. They diagnosed the issue and said they would send an icemaker, and I agreed. The only concern I raised with American Home Shield was about the service call charge. I told them I should not be paying again for the service call because it is related to the refrigerator and they should fix what they are supposed to fix. Coverage-wise, they’ve been taking care of my refrigerator. But after the first issue, they should have automatically decided not to keep trying to fix the same problem and instead looked at what else could be done.

Thank you for sharing your detailed experience. We're thrilled to hear your positive feedback about Conrad's efficient service and friendliness. It's also helpful to know about your concerns regarding incurred service call charges. We'll carefully review your case to prevent any similar issues in the future. After 6 years with American Home Shield, I can confidently say this has been the worst consumer decision I've ever made. Every time I file a claim, the same cycle repeats: pay the $100 service fee, wait for a contractor who may or may not show up, get told the issue needs more time, more parts, more approvals — and the problem drags on for weeks without resolution. Meanwhile, I'm still paying monthly premiums for a service that simply doesn't deliver.
Calls get bounced around endlessly. No one takes ownership. The contractors they send are often unable to complete the job, and following up with AHS customer service means starting the entire frustrating loop from scratch. What's most insulting is that despite having two plans, I still get no meaningful help when something breaks. The coverage sounds great on paper, but in practice, there's always an excuse for why the repair isn't fully covered or can't be completed quickly. If you're considering AHS, save your money. After 6 loyal years, I'm finally walking away — and I wish I had done it much sooner.

They use an automated system to collect your claim and take payment before checking to see if the service/repair is covered by your plan. You pay monthly premiums and a fee to open the claim and then get left having to pay someone else to fix the issue.

I had two incidents with the garage. I needed a roller but the first company American Home Shield sent out was horrible. It's a two-car garage so I have two springs. One of the springs needed to be replaced. In order to replace the spring, you have to remove the cables that run along the side of the garage door. Otherwise, the spring would pop you in the face and could decapitate you. American Home Shield called this company and assigned it to me on Sunday night.
On Monday morning, I called because I wanted my garage door fixed, so I could get my car out. The lady said she was going through the schedule right then and they were busy that week but she was gonna try to slip me in that afternoon. She told me to call her back around 2 o'clock. I called at 2:15. She didn't answer. I called at 4 o'clock. She didn't answer. I called the next day, Tuesday, twice. She didn't answer. I called Wednesday twice. She didn't answer. I called Thursday twice. She didn't answer. I called Friday morning. She didn't answer.
I called American Home Shield back and told them I had been trying to get ahold of this company all week, but they were not returning my calls. I told them I needed somebody else assigned to me ‘cause I needed to get my car out of the garage. I have a child with a disability who needed to be in this car to his therapies. American Home Shield assigned me to this other company. The other company was based out of Florida and the guy lives in Searcy. He came here and told me his whole life story about how his car broke down and that he was borrowing his mom's car. He looked at the spring, did his 30-point check and said he needed to replace the spring.
He called in the ticket, came back and said, "Here's the fine print. They'll cover your spring, but they're not gonna cover me taking off the cables and putting the cables back on. That's gonna be $200.” I said, “I paid my $108 deductible for you to come out here. Plus, I'm paying $150 a month to have this warranty. Now, you want another $200 to detach and reattach the cables. I'm not gonna pay you $200 to detach and reattach the cables when that's part of the service of putting on the spring. Just leave me the spring if that's all they're gonna cover.” He said he could not do that.
I called American Home Shield and the rep said that the way that he sent the report in was he had to change the spring then he wrote up separately about the cables on the side. I asked lady, "Is there anybody else I can speak to? The only way to replace the spring is by doing the cables.” She said no. After me going on and on for 10 minutes, she finally said they could offer me a payout. I got an email that said they were willing to pay out $90. I called up and asked how they came up with that amount. She said even though I didn't get the service with that company they sent out, they had to pay them a service fee just for coming to my house. They took the amount that they would have paid for the job which was $185 minus whatever they paid the company for coming out to inspect my garage.
American Home Shield sent an electronic thing for the $90 they put into my account. I called the local garage door repair company and they came out and said it was $145 for the spring then $50 for the service fee to come out. I wound up paying $195 for them to do it. I explained to the tech what the other company had said. He said those places are a rip-off.
Up until recently, American Home Shield has been a great company to have. I've defended them when people have talked smack about them. But it seems like they're getting companies that are trying to make extra money or they're not returning calls or they're doing shoddy work. I don't use American Home Shield a lot but when I have used them in the past, they've been pretty good. When my dishwasher went out, they sent me the money as they couldn't repair it. I didn't wanna pick what they gave me, so I paid the difference. I still got a new dishwasher.
After the garage door, my heating element went out in my oven, and same thing happened. The company never came out. American Home Shield wound up assigning it to a different company. The guy came out and fixed it right away. It was perfect. When I talked to him on the phone, he asked for the model number and I sent him a picture of it. I showed him what was wrong with it. He was at the parts store, picked up the part, and came out. Within five minutes, he had it fixed, and he was gone. That was a good experience. But the garage door claim was a freaking nightmare. My car was stuck in my garage for almost two weeks because of them.

My air conditioning went out, and I called American Home Shield. They charged me $125 and told me who to contact. I contacted the company, and it took a couple of weeks to get the issue resolved before it was cleared. The unit is 15 years old, and rather than replacing it, the tech changed out the compressor. It seems to work fine. The tech was very personable, helpful, and seemed to know what he was doing. He kept me informed, came in, and did the job very quickly. I liked not having to pay $600 for my compressor. It ended up costing me over $700, which would have been even worse if I hadn't had AHS. However, I would have liked to have seen my claim move a little faster. I went without my air conditioning for a while, but luckily, the weather was mild. If it had been very cold weather, I would have suffered. I have told others that I would use AHS.

My most recent claim with American Home Shield is still ongoing. Same Day Air Repair still hasn't fixed it. I'm very frustrated with them. It took five guys to get out here to try and work on it. I kept telling them that no one knows how to work on this. They're different units. But they keep sending the same guys. I was gone for a month and just got back in town. I have to call them to have them come fix it again 'cause it's not working right. It's not my first rodeo. I own a large real estate company, and I've been doing this for years. Typical home warranty companies won't fix it. They try all this other remedies first but it doesn't fix it. They do everything they can not to spend money. It drives me crazy. Their customer service is horrible. I'm very unhappy with American Home Shield and I would not recommend them.

I researched online a couple of years ago and American Home Shield was one of the very first that popped up. I read about them and saw good feedback, and I signed up. However, after a couple of claims with them, I'm starting to reconsider. I have a couple of units that I rent out and the reason why I was looking at something like American Home Shield was for convenience. I didn't want any headache and I was trying to make things easier for me. But with the last claim and the one before, it took forever to get things fixed. It was not very convenient for the tenant or me. When I call, I get a different person every time and I have to explain the story, tell the story again, and then they don’t understand. But they tell me they do. They're just doing their job and I don't take anything personally, but it is what it is. It's nothing against the people who answer the phone. It's just how the claim is being handled and how the service is looked into.
The last ticket I opened has been open for over two months and it’s still not closed or resolved. I opened the ticket, paid the deductible upfront and the service provider picked it up immediately. They scheduled an appointment, and they came and checked it out. Then, they diagnosed it as a bad pump for the washer. They talked to my tenant and said they would reach out within a week, once the part comes in.
A week goes by and no one reaches out, not the service provider or American Home Shield. So we called and found out the ticket is closed. I asked why, and the rep from American Home Shield said the service provider they sent out was not qualified to work on that washer, which does not make any sense. They probably did not agree on a price, which is understandable. But still, they should have reached out immediately, and then sent someone else and not waited for the customer to reach out and figure out what's going on, which shows very poor customer service. If we didn't call, we still wouldn't have heard anything, and they would have kept the deductible, and we're just sitting around waiting. If I continue with it, it's going to take another month to close it, and that's a quarter of a year with my appliance not working. I’m not happy and it’s disappointing.
I have two accounts, and I pay. I have one account for two units and I have other units. I just recently purchased a multi-family unit and AHS would be a good option for me to have. But now, I’m reconsidering even the ones I have. So, I’m looking at other options. From what I’ve experienced, I do not recommend AHS unless they fix it. They have to do something about it. I’ve paid on time, every time. It’s on autopay. I don’t even look at it. I’ve lived up to my end of the contract, but they can’t live up to theirs.

Hopwood Electric did a good job. The power in my bathroom wasn't coming on sometimes. The electrician wound up checking that and said that there was a fuse that keeps popping when I try to use it. I need an electrical box but he said it was fine. I want to get a second opinion about that though. I might call American Home Shield ‘cause I don’t know why it would keep popping or shorted for that one part. It looks like I would need a whole new box.
I also had one experience where I didn't like the plumbing people that American Home Shield sent. But other than that, they do pretty good. I like the fact that they have good appliance service that's why I stuck with them for so long. For the electrical part, it's my second time dealing with them. The first time, a company came out but they didn't really do anything. They were saying they couldn't do what I wanted, which was for them to install a higher grade type plug. I don't know if American Home Shield is trying to budget the contractor that they use, or maybe they're not paying the contractors enough that's why some of the contractors look like they fall short.
When it comes to trying to contact the customer service, you almost have to get outside the app to find them. It also doesn't have my old plan and history. It looks like they took all the history when they redid my plan. When I called the customer service line, the representative said it looks like they renewed my contract. American Home Shield can also do better on the app. You can't find some things and it seems you can’t get the website’s “Contact us” till you go all the way through.
I also don't like the fact that I'm paying $125 every time I'm trying to get their contractor to inspect an issue 'cause I'm already paying almost $70 a month to have the plan. If I’m paying $60 a month, that’s almost $700 a year on something I might or might not use. It also looks like the coverage is limited. But American Home Shield has good air conditioning service, Texas Heat & Air, that they hooked me up with. I was satisfied. Also, the customer service reps are pretty nice as far as helping you. One time, they gave me a discount for one month when I wasn't satisfied with them. I didn’t have to pay.

The contractor recently fixed a dryer and an induction stove cooktop for us. They replaced the glass. That process is very easy. The technicians have been terrific. The problem we have is with American Home Shield. I've run business for 40 years, and with AHS, the left hand doesn't talk to the right hand. You call them and talk to five different people. You get five different answers of what's happening. Nobody talks to the other person. They communicate to the vendor something differently than what the other person said. They tell us something different the next day. We call to confirm. It's horrendous. I would like to have somebody be responsible for all communication and have it be consistent. I like that AHS covers the items in our home, but it's contentious. It isn't worth the juice. The rigmarole that we have to go through to get something fixed is absurd. I'm certain I'll look for a different home warranty company.
Dear Alan Cole,
Thank you for taking the time to share your detailed feedback. I understand how concerning it can be to receive inconsistent information and to feel as though there may be a lack of coordination between representatives and vendors. We truly value your business and appreciate your candid feedback, as it helps us better identify areas for improvement. I sincerely regret that your experience has led you to consider other options, and we are grateful for the opportunity we have had to serve you.
When working with a home warranty, delays may occasionally occur, particularly when parts or vendor coordination is involved. Our records indicate that cash-in-lieu options were accepted and processed for both the cooktop and dryer, bringing resolution to those service requests.

My recent claim with AHS was a dishwasher that needed to be fixed. I paid for a technician to go out there. Back in December, the technician went out to check on this dishwasher. The guy said something about the hose. He told the tenant that he had to check to see if he had the part so that he could go fix it. Two months later, he never went back, said he closed the claim. The tenant called me, saying, “When is this technician supposed to fix this dishwasher?” I said, “He didn't fix it?” She said, “No.” I said, “Why did you call me like two months later?” She said, “The technician said it would take some time to get the appropriate part for the dishwasher.” I called AHS. Got charged another 100 bucks to get a technician to go out there. Turns out the guy said the same thing about the hose.
About two months later, the tenant called me, said he didn't fix it. We asked why. He said he didn't have the part. So, then I called again. I got charged another 100 bucks for a guy to go out there and service the dishwasher. I'm into this for 200 bucks already. Another $100, I could have bought a brand new one. But I’m over $200. Then the technician said, “No.” He said, “There are rats bitten off this cord.” It was some sort of line that goes to the garbage disposal. But then he didn't send me any pictures. He said, “No. There are rats.” I said, “There are no rats.” Then he closed the claim.
I called AHS back, and said, “This guy didn't give me anything and he didn't ask what was working, if it was working, what wasn't working, what can be done to fix it. Nothing.” I said, “Can we get another guy out there?” So, they sent out another guy out there. This guy said the same thing, “There are rats.” I said, “Really? What is it?” “It’s a line that goes from this to this.” I said, “Well, what have we done to fix it?” They said, “We've got to see if we have the part.” I asked, “Is that it? Is that where it ends?” The tech said, “We'll talk to AHS about it.” But I didn't hear back. He closed the claim. But what he did, though, was send me pictures.
I took it to my own handyman that I have, and I said, “Can you fix this? Here's what's happening.” He went over there. He said, “These aren't rats. This line has to do with the dishwasher, which was on top of this line, where it cut up the line. And now that's where the cuts are coming from, ‘cause it looked like it was pressing against this line and with the water. With it being aged, it cracked.”
I said, “Okay. Can you fix it?” He said, “Yeah.” He went to Home Depot. He bought the line at Home Depot. When he fixed it, he charged me 150 bucks to get it done. But he paid for the parts. He paid for everything. Now, the dishwasher works. Why couldn't they do that in the beginning? Why couldn't they fix it and say, “Look, this is what it's gonna be. Are you okay if I fix it?” Why does my tenant have to wait from December until May or April for this to get done? The guy got it done in less than an hour.
Now, that's the frustration I have with American Home Shield. They just go. If they can't do it, they don't see that they can do it. 9 out of 10 times, it's never warranted. I'm done. I don't wanna do anything. I had four policies with AHS. One just ran out of time. I’m gonna leave it alone ‘cause I'm not gonna redo the policy, ‘cause it never works for my benefit. I pay about a $700 policy per house, and I get nothing out of it. I’m paying 100 bucks to someone who goes out there and says, “Oh, can't work on it. Sorry.” And that's it. There's no solution at all. There's nothing that fixes it.
Why am I paying this premium at AHS that I've had for years, I hardly ever use? And when I do use it, I come in with these types of issues and problems. It's not worth it. The amount of stuff that they say they cover doesn't cover for whatsoever. It pisses me off. They are also tough to talk to in the beginning. They sound like they care. But after I have to verify myself 14 million times to them before they can know that I have a policy with them, it just sucks. I just get tired, just trying to put a work order through, knowing that the first thing they wanna do is charge my credit card and then talk to me. It's a damn bad experience all the way around. I've only had one good experience, where the rep helped me renew the policies again, which was my AC. The guy found that it was old and didn't work. They replaced it. But ever since then, which was about two years ago, nothing's worked for me.
Hi Rene,

I've been in my home for six years, and I never really do anything, but it seems American Home Shield finds a reason to not want to fix what is damaged. Recently, a repairman came and did an AC tune-up. I called him back for the work order to put the coolant in there, but he said he couldn't do it. He had to replace the unit because our unit has urination on it. It's an outside unit, so it has urination on it from the animals that's around the house which is nothing that we control. It didn't get covered, and they didn't put freon in. I had to go ahead and put freon in myself. Our microwave that was 16 years old went out. The motherboard got fried, but they wouldn't cover it so I just canceled them. I ain't got time for it, especially when I'm buying my own stuff, and I got electronics coverage so I'm not worried about nothing.

Appliance Warranty came out and they were checking a dishwasher that was in the house when we purchased it. Unfortunately, the dishwasher, although it looked like it was in excellent shape, it was too old and we needed a new pump because it wouldn't empty the water out. They were unable to get that part. Things worked out all right. American Home Shield offered me what I felt was a fair amount for a new dishwasher and we added some to it. I got just the one that I wanted. Having American Home Shield is worth every penny. I have peace of mind of knowing that if something goes wrong, they're gonna be taken care of it. They are so responsive.

When I first started with American Home Shield, they were good. They helped me with my dryer and with the small things for the house, but when it came to the bigger things, it was a struggle. They sent the wrong people out. I put in a ticket for the septic and they sent Doing All Plumbing out, but the service company told us they don't work on the outside part of the septic. If it's in the house, under the crawl space, they would do that. The guy straight up told us, "No. They called the wrong people. I'm just a plumber." When he left, he told us to call American Home Shield and let them know that we needed to find someone to come out that can do the specific thing that was needed. But after they left, they sent an invoice.
So, I called, and I told Home Shield what they did, and they said, "Okay." They were going to call Doing All Plumbing and see what all happened there. The lady was supposed to call me back, but she never called me back from American Home Shield, so we ended up paying for the aerator. The guy is still working with the septic tank. It's the control panel on the wall that controls all of that, so the guy is coming back out and we've been paying out of pocket. We did 700 so far extra. We did 450 for the sump pump. They pumped that out. So, nothing's going to work until we get the control panel. That was the issue. The guy said that American Home Shield could still reach out, and he'll let them know what's going on.
I don't even know who to talk to, because a lot of foreigners don't understand what I'm saying. They just keep saying, "Oh, I see." I'm not getting a resolution. We have home warranty and still got to come out of pocket. I've asked for a supervisor to the point where I've hung up on the phone, because they did not understand the situation. The guy from Doing All Plumbing stayed and talked for an hour on how he doesn't get anything from home warranty companies. He gets business through word of mouth, and he does right by all his customers. He even showed me what they service, the smallest thing that they service, and he told us, "Y'all need big equipment." He came in a small truck and he was just talking. I thought, "Okay. Well, if he can't do anything, it's not his fault that they sent him out," but he's scamming people. He's telling American Home Shield that he's doing work, and that he has estimates, and he ain't looked at nothing.
I called American Home Shield three times and talked to three supervisors. The last one gave me the $100 back, but the issue that I put the ticket in is still ongoing. It's been going on for a minute. We decided to take it out of their hands because we got septic running over in our yard, but at this point, I asked, "What can we do?" They said, "All we can do is provide the service fee," but then they keep sending me the email that it's been resolved. I'm looking into another home warranty company even though the price and the website are good.

American Home Shield has been very accommodating. I had a refrigerator that wasn't freezing, so I had to put in a service call with American Home Shield. It happened on a Friday, so nobody was there until Monday. No fault of AHS', it's just that their subcontractors don't work on Saturday and Sunday. So, they waited until Monday morning to contact somebody. The contractr came out. They looked. They needed parts and ordered them. They came back within two days. However, the refrigerator stopped keeping col. They had two guys come out, and one of them was a manager. It was over a two-week period, because it takes 24 hours to call and make the next appointment. They understood their process and explained it, and just went through the procedure.
In the end, AHS gave me a gift card to replace the unit because it wasn't worth putting any more money into. I got a gift certificate from Lowe's to replace the refrigerator, and I did. There was one little ding in it. No big deal. It's barely visible. I wouldn't gonna go down that whole process. But they delivered it, installed it, and everything was fine. I understand it takes a day to two days to get the people out there, then to get them back, and order parts. In the real world, we want it fixed today or tomorrow. It took me three weeks. But I have a new refrigerator that works great, and I'm a happy customer.

I had three houses that I put with American Home Shield. Now I only have my own left. They let me make payments monthly instead of one chunk. I started with them when it was about $35 and I pay $64 now. Another warranty company has tried to get me to change over. They give you more freedom to pick your own people compared to American Home Shield. I'm also wondering how many times can American Home Shield's contractors keep coming out here without giving me a new item. I bought my own dishwasher because I was tired of the guy coming out. American Home Shield won't replace it till it's dead. I've only had one new item. It was a microwave. They reimbursed me and I didn't know microwaves have gotten so expensive.
Recently, something exploded in my toilet and the other toilet needed the wax rings. I did the claim online and my experience was good. It's the same company that's always been there. They've changed their name, but it's same people. The plumber had to come back but he was great. He seemed to care. He said he hadn't been there that long, but I could tell he knew what he was doing. However, I haven't talked to anybody since the last person. I didn't want to talk to her. They had a thing that I did not understand. They said, "If you're calling back for the item, you either talk to a manager or you accept something else." I accepted the wrong thing and had no leeway.

Water turned on. Paid out of pocket. 5/11: called AHS, they told me that service ticket was open and couldn't find anybody. I told them I had it fixed and would like to file for reimbursement. I told American Home Shield I had a problem with the dishwasher. True Vine Appliance came out. I had tried to fix it myself. I bought a new hose, and I saw on YouTube where you’re supposed to have it elevated above the dishwasher flow. That way, it wouldn’t drain back into your dishwasher. The guy showed up when I was at work, but my mother-in-law was here, and I talked to him, and he told me that I didn't raise the hose up high enough. So, he raised it up higher, and then that was it.
I do my claims to AHS online. Then within 30 minutes, I'll get an automated message via text and email saying that this particular contractor is going to be helping me out, and they'll be calling me the next business day. I've never had a problem with AHS. They've always taken care of me. I know there was one point where my washer and dryer had messed up, and they bought me a new washer and dryer. I've been with them over 15 years, and every couple of years, the premium goes up. I ain't happy about the premium going up, but other than that, I had no problem with the service or customer service. I would recommend them.

I called Myers out to service our air conditioner. They said it was almost totally out of Freon, which has been the third time in the last several years. They said that the evaporator of the unit needed to be replaced. We moved away from here for about 15 years, and then we moved back in December. So, apparently, the time we had left, some animal had been peeing on it. So, that is where the issue was. The unit outside of our home was eaten through the evaporator. So they recommended it needed to be replaced. But American Home Shield was not gonna pay for that.
We’ve been paying American Home Shield for a long time. I'm a real estate agent and I've always had really good luck with American Home Shield. They did what they needed to do. They gave me instructions on what I needed to do on my side, and it worked well. And I never had a problem since then.
I really like the process of AHS. I absolutely will be extending the warranty for the next year. I like the way it works. I like the way that there were no denials, no business such as, "Oh, we're not processing this. It doesn't cover. It doesn't do this. We don't do that." They are very supportive. They confirm what they cover. They said, "It absolutely will be covered." It's a relief to have AHS.

I've paid a full year for American Home Shield when I bought the house. They're not very good to work with. I bought the home and I was living in Little Rock Arkansas. I bought it knowing there had to be a lot of repairs done. The seller's agent knew people here and recommended a guy to do some of the work while I was in Arkansas. So, I wanted the home completely covered. When I came back, the guy had really messed up and wasted about $11,000. I've called the warranty. I've had to use them once because of needing a plumber out because the guy that messed up my house before I got here took the hot water heater, put it out in the backyard, and it got rusted. So, I had to get a hot water heater and have some plumbing work done. The plumber that did the work was good. I paid 125. That was awesome.
The problem is now I'm wanting to negotiate what I've paid and change my warranty, and AHS is not willing to work with me. I bought every single appliance in my home, right down to the potties and the faucets, washer, dryer, refrigerator, stove and a hood, and dishwasher. So, I don't need warranty. When I had left, I put the warranty on it because the old stuff was here when I got back. None of the old stuff worked, so I bought new stuff. So, I have full manufacturer’s warranty on all of those things. I told them I'd like to renegotiate. I don't need as much warranty as I bought. They're telling me I have to wait until December to do it, and I'm not happy.

The guy from Superior Garage Doors came out and I described to him what was going on. A professional would tell me not to let the garage door down or this, that, and the other. But that was never stated to me. So, I let the garage down, and it ended up sinking extremely in, like it was folding up in the middle. So, I didn’t know what to do. So, I went inside the house. Then the guy came in and said American Home Shield are not gonna pay for the garage door. If he already knew that, he could have said something earlier. He wasn’t even out there for more than 10 minutes.
I asked the guy if he could help me push the garage door back down, but he said he wasn’t going to do it and that he would need to have other people come out to help. He told me it would cost $150 just to push it back down. The whole time, he just took a couple of pictures. He submitted the information and left. The garage door was still bent and left open, and there was no help offered at all.
My neighbor heard everything the man was saying outside the garage door, and he was nice enough to come over. He said he was gonna pull the lever and ease the garage door back down. When the lever was pulled, the garage door went right back down. It was that easy and the tech would not help me do that. If he were a professional, the only thing he had to do was pull the emergency line in the garage. That dude took two pictures and got paid for nothing. I can understand that the tech gets a fee for coming out. But getting paid 100 or more dollars was wrong because he didn't even touch anything. It was a terrible experience. I've been with American Home Shield since 2007, when I had my house. They send people out. But some of them are not professional. They get paid just to come out.

I had never had a problem with American Home Shield in all these years until this year. They did one job, and another job, and they changed up on. I didn’t appreciate it. The claim was for two ceiling fans. The Fix It tech fixed one. He fixed the switch and explained it to me. For the other one, the motor was burnt out. He called the people at American Home Shield and he said, “Well, we'll have to replace it.” So, then he kept on talking to them. Then it changed for me being able to get a replacement fan. I didn't like that. I told them it was game play, and I didn't appreciate it. I let Fix It know it.
I called Fix It to find out why they would make one statement and then change back. That was not fair. All these years, I've paid my bills, and I don't get the service that I deserve. I can understand if they wanted to do an upgrade. If I wanted to upgrade, I would have to pay more. But they didn't wanna replace what I have covered, and that's the ceiling fan. I only have two in here. So, he makes one statement while I'm right there and then when I walk out of the room, American Home Shield told him something. I was not gonna stress over this. There was too much going on. So how can a technician speak to a rep at your place, and then the rep changes and tells him what to say? Once he says it, that's on a recorded line. I'm not stupid. It was very disrespectful.
When I called back, they were gonna connect me to the tech. But I said, “Why are you on the phone? I didn't call you. I called them because you know they changed that conversation to have you say that. I know how the game is played.” They're not giving me the answer that I want. American Home Shield told me that they would have somebody else, but I have to pay the fee. Why should I have to pay a fee a second time? That's $200. I can go buy a fan for $200. I'm very unhappy.

Crispy Air came out, inspected our air conditioning system and gave us an estimate It looks like the majority of the services and parts will need out-of-pocket payments and it's really a hard time for us financially. So we're trying to find out a way to get help on that. Other than that, I would refer American Home Shield. The pricing is good, though I had a little rough time when we went to renew the service. I was promised that we would be able to restart our services and get the payment for three months waived, but ended up getting a bill. And I had to call about four times to actually speak with someone who could help us and we still didn't get the full waived amount.
So they start off well, then the pricing goes up, and you have to tell them that that's not what you agreed to. You have to go back in and renegotiate for your original amount or something similar, then they'd go back and forth, which is not the coolest position to be in. I'm a contract negotiator, so I will negotiate. But people shouldn't have to.
Cheryl Lawson,

AHS denied my repair for worn bearings in my washing machine due to misuse and overloading. Bearings normally go out on a washing machine after about 10 years. My washing is 20 years old and it’s only me and wife in the house. How could we be overloading or misusing something that is 20 years old and the problem usually occurs after 10 years??
I have had AHS for 18 of the last 20 years and never had a problem. I have had a 2nd request denied and have talked to a “escalation specialist” and a “supervisor” and neither understood the problem as to what I was talking about. They both just gave me robotic answers. Bearings are a very common problem with washing machines and are covered under my contract. The “supervisor” mentioned he was the last person I could talk to at the company. I’m retired and have nothing better to do so I am going to continue to fight this and take all avenues necessary due to the principle. I look forward to a response from AHS with an actual number to contact someone with instead of a customer service person who answers the phone at their home in who knows where.

My central air conditioning unit blower went out on me a few weeks ago. I immediately scheduled HVAC to come out to take a look at the problem through American Home Shield. I've had a warranty with them for a little over 2 years and this was the first time I was utilizing them. Bear in mind two things; A) I live in Texas so it gets hot here. B) The coverage to get an A/C fixed is in the thousands of dollars. So the HVAC guy came out that Friday and said my blower needed replacement and that they would submit the quote to AHS no later than Monday. I wait and Tuesday rolls around and I call the HVAC company to get an update. They said that AHS had not gotten back to them yet. So I patiently wait... meanwhile the temperature in Texas is rising and by the following weekend, it gets up to 87 degrees in my bedroom upstairs so I end up sleeping downstairs where it was a little more tolerable.
I call the HVAC company on Monday since it's getting more and more uncomfortable in my house. They notify me (not AHS) that AHS had denied my claim. So I ask how much the cost was and they say around $750 (well below the cost AHS claims to cover). So I ask for them just to come out and that I would pay out of pocket and take it up with AHS. On my way home I call AHS and ask what happened and why was it denied. The customer service rep reviewed the notes and it was stated that since it was caused from strain on the blower from the limited air coming in through the inlet, it was not considered normal wear and tear therefore denied. So I follow up with a question of "WHEN did you guys deny my claim?"
Remember, it has been over a week since my initial inspection by the HVAC company and did not receive a call or email (except for an email saying they are reviewing the claim) during this entire period. The rep said they physically mailed out the denial letter and that I should receive it in 7-10 business days. I respond with "that is great and all, but WHEN did you guys deny my claim? Like what day?" He reviewed and it was denied the Tuesday when I originally called for a follow up but the HVAC Company wasn't notified yet. So AHS did not call or email me... their customer... that the claim was denied.... as my house got hotter and hotter inside while I waited patiently for an update from them. Had they called me, I could have easily scheduled that HVAC company to come out sooner as in a day or two after the claim got denied instead of being uncomfortable in my own house getting hotter and hotter in the humid Texas weather.
Furthermore, I spoke with the HVAC company and if I just went directly to them, the initial inspection to see what was wrong with my unit would have been cheaper... and not the $100 Service Fee. I wasn't looking for the A/C unit to be completely replaced, only fixed. And to fix is was well within their means to do so but they found whatever little issue to be able to deny coverage.
I will not renew my coverage with this company and I recommend you just go direct to HVAC and other trade companies instead of via AHS (especially since they are overcharging the initial Service Fee just for your issue to be diagnosed). It's not right to pay decent money for a service only for them to figure out how to weasel out of coverage... especially when it was not user error at all.

AHS sent a technician to my home to repair my dryer and the tech told me the dryer was beyond repair and he put it through for an upgrade or replacement. AHS after a month told me they don't do upgrades and would not do anything to compensate for the inconvenience. They could have told me this 3 weeks ago but kept giving me different stories every day. This is the second disappointing experience. I've been with AHS for some years now and I'm beyond disappointed with their service. The repair techs are a joke and AHS seems to search for ways not to honor contracts. Buyer beware.
Dear Louis Yearwood,
Thank you for taking the time to share your concerns. We sincerely regret the frustration and inconvenience you experienced. We acknowledge your concerns regarding the subsequent delays in communication regarding repairs. Coverage determinations and available options are based on the terms of the service agreement and the professional recommendations of AHS-assigned service technicians.
Final determinations are subject to review in accordance with contract provisions. We understand that receiving inconsistent information during this review process can be frustrating, and we apologize for the lack of timely clarity.
In this instance, the servicing technician recommended repairs, and authorization was provided to proceed accordingly. The home warranty is designed to make repairs whenever possible, provided they are recommended by the servicing technician. Replacement is considered only when an appliance is deemed no longer repairable. Please note that the warranty does not offer upgrade options; however, customers may choose to upgrade an appliance at their own expense if desired.
We are sorry to hear that the warranty did not meet your expectations. Please be aware that American Home Shield offers a 30-day recall period should you experience a recurring issue related to the work performed.

They explained everything to me.

My experience with American Home Shield was not very good. My daughter, who was living at the house, had some problems with a leaky faucet handle and drains that seemed to be draining slowly. The tech said they only do plumbing and would not check the drains because it was not on the work order, even though that was one of the reasons for the service call. It was an unsatisfactory visit and not much got done. So, I'm wondering if it's worth continuing the service. I paid for the year, so whether or not I renew the service will depend on what happens with the next call.

My heat was running fine for the winter. We have had some cool weather here in Cincinnati where I live, so I really didn't need to turn on my AC. It started getting a little warmer, so I turned it on and it wasn't blowing super cold. It was really loud, too. It would just keep running. So, I called American Home Shield. First, I scheduled a tune-up because I thought they could tell me what was wrong but then they told me, “No. You have to schedule a service call, because the tune-up’s only for units that don't have any insurance.” I didn't really fight getting my money back. I rebooked the $125 service call. Robert was the first guy who came. He ordered the part, then they came back. Derek came out a second time, and he couldn't get the fan off. So, he had to take it back to the shop. Then he came out the next day, added more Freon, and changed the part. The part was covered under warranty, which was great.
Both Derek and Robert were great. The AC is now working great. They put more Freon in it. It was running low. So, everything was great. As far as submitting my claims, I normally just go online. The options for the AC were a little weird because I don't have a window unit nor a couple other units that I didn't know about. I did google them. I just put “Other” and put my HVAC system and then attached a picture of what it looked like. Overall, my experience with American Home Shield was smooth-sailing. Customer service was great. Fast Response Heating & Cooling got back to me relatively quickly. If they needed to come back, they called me right away. So, communication was good.

Our dishwasher was leaking and it took three weeks to fix it, which was too long. I calculated how much I had already spent on a home warranty. I could have bought a brand-new dishwasher for a part that cost $25 that I could have fixed myself. So I canceled my service with American Home Shield. Submitting the claim online was very easy. But the contractor seemed dismissive about it because it wasn’t leaking right when they came out. It was an hour before the cycle ends and it starts pouring water out, and the tech didn’t want to stick around. He had to wait and then had to come back, which took him a week. So, I wasn’t happy.
American Home Shield also doesn’t give you a choice of who to pick. When I looked up the company’s reviews, most of them were negative, and they were non-responsive. They told me a part was going to be delivered to my house, but I didn’t hear from them for a week. I finally called them and they said the technician wasn’t sure he had the right part and that they would need to set up a time to come out. American Home Shield is not worth it.
Reed Banjanin.
We're sorry to hear about your experience with the dishwasher repair process. Three weeks for a repair is not ideal, and we apologize for any miscommunication about parts and scheduling delays. I would not recommend American Home Shield at all. I have been with them for over 2 years, paying monthly and expecting help when issues came up in my home. Every time I requested service, they charged a large diagnostic fee, but then tried to find every possible reason not to cover the repair — even when the issue was clearly included in the policy. I requested help with three different problems, and none of them were actually resolved through the warranty. In the end, I had to hire and pay my own plumber to fix the issue myself. It feels like they take your money every month but avoid paying for repairs whenever possible. Very disappointing experience and a waste of money in my opinion.

I thought my sump pump was going out. So, I had American Home Shield send someone out and repair it. 24/7 came and the tech looked at the pump and said it needed to be replaced. They left and then I got a message that said the sump pump is covered and they'd do that repair but first, I have to do the repair that 24/7 said has to be done first. That was to replace the drain pipe. It was $288 to do that. I told them there was nothing wrong with the drain pipe. So, I decided to replace the pump myself. I've done it in the past. I went down there, I unplugged it, plugged it back in and it worked okay. The pump worked and it evacuated all the water that was in there. I dumped another bucket of water into the sump and it ejected that. So, there's nothing wrong with the drain pipe. They're just trying to scam me out of 288 bucks.
I've had 24/7 here before with my air conditioner and they did the same thing. They come out and looked at my air conditioner. It wasn't working at the time. Their guy unplugged something beside the unit and plugged it back in and then wanted to charge me 500 for a new air conditioner. They charged $115 just to look at it. So, I called another air conditioner guy out that was nearby me here and he came out, looked at it, and he pulled that same unit out and he put it back in. We turned it on and it worked. So, there was nothing wrong with it. He also said, "You don't owe nothing. I didn't do anything." That was two years ago, and I've had it worked fine last year and it's worked this year already. I won't have 24/7 back at my house again. I've had them come and tear my furnace apart about 13 years ago. They said, "By law, we can't put it back together. We got to replace it." So, they charged me an exorbitant amount for a new furnace.
I heard another guy tell me the same story. He had somebody that knew about this system come out and look at it and there was nothing wrong with it. It was something just minor that had to be fixed. So, 24/7 was just in here to replace everything without even fixing it. I think this pump here for me this time must have reset itself when I unplugged it and plugged it back in, but their guy never checked it. He even thought that the drain pipe needed to be replaced because he didn't ever look at it. He did shake it a little bit. It was loose, but that's because it sits on the pump itself and that's normal. It is not fastened on anything. It's fastened to the wall, but down at the pump area, there's nothing holding it down there other than the pump itself. So, if Home Shield is contracted with these guys, I would suggest you guys to find someone else to contract with.
I called American Home Shield back and told them the situation and they refunded my money. So, that tells me that they're an upstanding company. I was happy with that. If they didn't refund me that, I would have been disgusted and dropped them. I've been having issues with my water heater. I've been struggling along with it. I figured, at some point in time, I'm going to have an issue with it. So, if that happens, I was going to see how it's handled this way and see how it goes. I'm going to ask them who's coming to see if I have any issues at all, and if it's 24/7, I won't allow them in my house.

My complaints are more with American Home Shield, because this is the second claim I've had with them that they have not covered, which has come through, feels like they've just kind of backed out one way or another.
I've spent $500 on my AHS plan and then $200 on two separate service calls. I'm $700 in for this American Home Shield deal. And I haven't gotten anything out of it. SWAT came out, and they said, "From what we can tell, this is a pinhole leak, and this is what we need to do to fix it." American Home Shield said, “We won't fix a pinhole leak." However, SWAT did fix it, and they figured out that it was a bad coupling. The coupling was bad, not necessarily a pinhole week. I don't know if that can be re-evaluated or not. But my experience with SWAT was great.

The only thing was that he didn't change the part to the right color for my appliances. I have brass nickel and he replaced it with chrome. He explained that American Home Shield only covers the base color, so it was not a big deal, but it was kind of weird. Submitting the claim online was simple, and even though I submitted it on a weekend, they had somebody out by Monday.
I used American Home Shield’s service to have a thermostat installed, and the tech ended up blowing a fuse in my furnace. A.R.T. Heating came out for a regular maintenance check and were there literally not even two minutes. I had a filter and they were supposed to put it in, but the guy said they have a protocol. If the thermostat doesn't read, they are supposed to stop the visit right there, and I should call American Home Shield and set up a service request. I said that when a thermostat goes bad, they’re supposed to check the batteries because it’s common sense, since it has batteries. He said he did an electrical check and didn’t believe it was the batteries. I asked him to wait so I could put batteries in, but he repeated that it was their protocol to have me call in and do a service request and that they couldn’t work on the unit during those tune-ups.
I called American Home Shield and paid the $125, and they put in a service request and sent the same company. A different person came out and put batteries in it. I told him there was nothing wrong with the batteries and that it felt like a scam because I was just told it wasn’t the batteries. There wasn’t anything wrong with it at the time. I had been out of town and hadn’t been around the machine or thermostat. I trusted the tune-up was just maintenance and a check-up.
When I called the contractor’s office, I told them they needed to call American Home Shield and refund it because their technician said it wasn’t the batteries. The person I spoke with said he didn’t believe the technician would have said that, and I said I wasn’t lying and didn’t need to lie for $125. He said he would call the technician. He went back and forth with me, then came back after putting me on hold and said the technician confirmed he told me to put in a service request. I said that was a lie, but they still said they were not refunding it.
A couple of weeks later, there actually was an issue with the thermostat and it wasn’t just batteries. The buttons would get stuck and you couldn’t press them properly. I had also been doing work in the house, scraping popcorn ceilings, so I was noticing things more closely than usual, including possible ductwork issues and insulation visible in the AC vents. While doing that work, I also noticed the water heater vent in the attic was not properly connected to the roof vent, which I considered a serious safety issue because of fire and carbon monoxide risk, so I called AHS right away. I also learned the gas was not connected yet and informed the tech, but a ticket was still created to replace the water heater.
The gas company came out the next day and turned the gas on, and the water heater itself was fine. The code upgrades that he put in the system, saying I needed them, are debatable. Maybe if I'm selling the house, you need code upgrades. But the code upgrades are not stopping the functionality of the water heater. It seems like some of these service providers that AHS has in their system cannot get business outside of their lead. I can put two and two together and these service providers are scammy.

I was so frustrated to the point where I almost canceled my account with American Home Shield. My sump pump went out, my basement flooded. So, I called them. I talked to four representatives. The first representative set me up with D2 Plumbing. They sent me over the appointment. As I was talking to AHS, D2 called me, and so I hung up with the AHS representative. I've had D2 service in the past through AHS. Their said that he was busy, and that he wasn't supposed to receive any calls. So, he said I had to hang up and then call AHS back. So, I did and another representative set me up with another company, and I said, "Please make sure that they can come out today, because this is an emergency."
She said that she called the second company, and they said that they would be able to come out that day, and she gave me the number. I ended up calling that company, and the owner said that they may have called and left a voicemail, but she didn't talk to anybody, and she couldn't come out at all. They were fully booked for over a week and a half. She said that I had to call back.
I called AHS back, and I said, "This is the third time I'm calling you guys. This company can't come out for a week and a half or something like that." The third representative said, "Okay. Let me go ahead and find you someone." They set it up with D2 again. I said, "I just talked to D2 the first time. They're not even supposed to receive phone calls or whatever." So, I asked for a supervisor, and then the supervisor who had attitude was like, "These are my only options." So, she set it up with D2. Since D2 came out a while ago through them, I spoke to the owner, and he was such a godsend blessing. He was like, "You know what? I'm going to fit you in because your basement is flooded." So, he came out and he provided service and got my pump up and running.
This was my first time having this type of issue. I shouldn't have to talk to so many representatives and deal with the supervisor who was clearly not motivated to help me out. She had an attitude. Other than that, I've used AHS in the past, and I've been with them for quite some time, and I really haven't had any issues. I pay my deductible. They send somebody out, or I call them, and then I make arrangements for them to come out, and they resolve my issue. The only time that AHS didn't resolve my issue was with my AC unit because my Freon was worth more than gold. It was an old unit. AHS just gave me a cash value, and I took care of it myself.
Tony Turner,
I apologize for the inconvenience you experienced during the emergency with your sump pump. It's disappointing to hear about the difficulty and miscommunication in securing timely assistance. Please be aware of American Home Shield. Do your research I wish I knew. Please read my complaint this happen to me: On May 1, 2026, my water heater began leaking, causing active water intrusion and damage within my Utility room. I immediately contacted American Home Shield (AHS) to request emergency service. I was informed that a contractor would be dispatched within 24–48 hours, excluding weekends. Given the severity of the situation and the ongoing water leakage, I called back to request expedited service within 24 hours. I was told this was not possible due to company policy, despite the clear urgency.
After ending the call, I attempted to contact the assigned service provider but received no response. Due to the continued water leakage and risk of further damage, I researched AHS policies and learned that outside vendors may be used with proper authorization. The following morning (May 2, 2026, around 8:00–9:00 AM), I contacted AHS again and was advised by a representative that I could use my own contractor, provided I obtained authorization. Acting on this information, I secured a licensed contractor and had them speak directly with an AHS representative later that morning (approximately 11:00 AM–12:00 PM). During that call, we were informed that authorization would not be granted and that the situation was not considered an emergency, despite the contractor clearly stating that ongoing leakage would lead to water damage.
I spent nearly an hour advocating for approval and offered to submit a same-day estimate, but my request was denied without reasonable consideration. I again spoke to a representative on the morning of May 3, 2026, seeking further assistance to authorize my claim. I was told that someone would reach out to me; however, no one followed up, and in the meantime, the water leakage continue additional damage. After my service was finalized on the morning of May 3, 2026, I received a call from an AHS-dispatched technician at around 2:00 PM. At that point, the damage had already occurred and the service had been completed in the morning 24-hour service company based in my hometown. This delayed response further demonstrates the lack of urgency and coordination in handling my claim.
This situation involved a major appliance—my water heater—which is a necessity for daily living. Due to the lack of support from AHS, I was left without hot water. This directly impacted my ability to work, loss of income. Given the circumstances, I expected urgency and support, especially as a long-standing and loyal customer. Furthermore, a reputable licensed contractor clearly communicated the severity of the issue to your representative on May, 2, 2026, yet the response I received was a rigid interpretation on of contract terms.
With the current rise in gas prices and overall cost of goods, this situation has placed me under significant financial hardship—one that I should not have had to endure had AHS acted appropriately. I enrolled in your program with the expectation that you would provide support during situa ons like this. I have referred family and friends in the past; however, some have since disenrolled due to high costs or poor customer service. Despite that, I remained a loyal customer, consistently paying monthly premiums for 14 years.
This experience has also caused mental and physical distress. Since May 1, 2026, I have endured sleepless nights and have had to continuously mopping up water throughout the day and night to prevent further damage to my home. Due to an active water leak causing immediate risk of property damage, I was forced to migrate damages by securing emergency repair services. I attempted to contact AHS from May 1-3 but could not delay repairs without further loss. Due to the lack of support and the ongoing water damage, I had no choice but to proceed with repairs independently. As a result, I have incurred out of pocket expenses.

I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

They are not worth the money. For the cost of service fee and monthly payments you can cover any broken appliances for the the same or lower cost. There are so many stipulations and codes that they won't cover outside normal appliances such as toilet floater, icemaker on fridge, washing machine sensor. However when you get into plumbing, hose spout against home burse and etc.. Where you really need help. They will not cover. I say choose a different warranty company or pay out of pocket. Clearly from the reviews they don't care to improve their service. Guess they are comfortable with the 1 rating.

I set up a service request online with American Home Shield and their website was pretty easy to use. They assigned AST Electric, but they never called me, so I called them and they came out the next day. They were horrible and I had to get a second company, Falkland Henderson. They were great and they didn't fix everything, because there was a socket they couldn't get to that was behind my bed. I have a huge bed, so I couldn’t move it. But I would like them to come back because I still have a couple of lights out and my doorbell isn't working either. Other than that, American Home Shield has been been pretty good. I recently had techs come out for my dryer that just gave up. I put the claim in and I got a response within three hours. They were here the same day, and they replaced the motor and the blower. It was like they gave me a new dryer. They also did it quickly and that was great.

American Home Shield is the worst company. The initial claim was denied because it was wrongly diagnosed. Then they told me to get a second opinion. The second opinion came back and told me it was not what was wrong with the unit. They ordered the parts, and every time I would follow up, American Home Shield would say the parts were in order. It went on for five weeks. Then it got denied. Their job is to deny claims so they can make more money and they spend all their money on commercials, and so they keep popping up everywhere. I'm very disappointed. Don't go with them because their number one priority is profit, not customer service.

I called AHS and Nova-HVAC came out. They looked at the air conditioner, and they said that they don’t know how to fix that one. They have to ask their company, so they left. Later, I called AHS, and they told me that I'm not covered, that my insurance wasn't effective, but it was. My insurance was a month and two weeks or more before I called, and it was effective. So, I told them. They said they would get back with me. I had to call a different company and pay out of pocket. I'm still going to dispute it because that was wrong. I have my documents. They gave a different date. They should check their record. Also, the company AHS hired is not a good company. They need to review them because their technicians were rude. They were not knowledgeable because if you can fix something, you just move on. Don't go and do something wrong.

I was not pleased with the response. American Home Shield sent out the Crown Temperature people. The repairman looked at the unit and told me that it was unrepairable and that I needed to purchase a new one. American Home Shield said they would only give me $565 on a unit that was gonna cost me $4,000 so I would have had to pay $4,000 out of pocket. I ended up calling some other heat and air people and got some estimates, and I ended up getting it repaired. American Home Shield offered $600, and it was about $850 altogether so I had to pay extra $250 out of my pocket. That was my first claim and I’m probably gonna cancel my service. It seems pretty useless so far. Most of the customer service people are overseas with limited access to any kind of answers. But they were kind.

AHS gave me a specific day and time frame for someone to come to my home. They did not honor that. They were supposed to come between 8:00 AM and 12:00 PM. They called at 11:30, saying that they could not come. They not only did not do what they were supposed to do, but they waited until the 11th Hour.
I had to make arrangements to have someone be at my home, since I could not take off from work. I had to pick someone up the night before from Cincinnati, two hours, to be at my home for them to monitor and do the work that they never showed up to do. It was an inconvenience. I asked American Home Shield to send someone out the same day. They, of course, were unable to do so because they were telling me that they had to wait until the person who was supposed to come closed out and confirmed that they couldn't make it.
Of course, they did not want to confirm and say that they couldn't make it because they still wanted to come, just on their own time. I don't like my time and my money being wasted. I requested that a new company come out. The next day, another man from another company was supposed to come. He didn't get to my home until 7:30. He came into my house for about 15 minutes. He sat in his car for at least about the same timeframe, and then came in, but he didn't process my request.
But at the end of the day, the man had told me several times that he had been at work since 8:00 something in the morning, and at the end of the day, I feel like that he only came to my house so that he could get another 100, whatever dollars he needed from American Home Shield's to say that he had came out to my house and honored the request for that day. He did no work. Then my claim was denied.
I'm not happy with American Home Shield this time around. I'm actually looking at other companies. If someone has worked a 12-hour day, he said he was in the Columbus area, had been working in the Cincinnati area, which was an hour and a half to two hours from Columbus, and then I'm in the midway point of both places.
He literally just stopped at my house on his way home to sit in his car for 15 minutes and get paid, and then went back home, did no work. I specifically asked him, when he asked me if I still wanted him to come out that day, and I said, “Since you said you've already had a long day, I don't want you coming if you're not going to be able to do any work." He said, "Oh, I should be able to get some work done. I have everything on hand that I need." He knew he wasn't doing any work.
He came, sat in his car for 15 minutes, and said the system was down. He couldn't process the request, and went home, and got paid. I was left with nothing, no work completed, a denial of a complaint, which I feel like is somewhat bogus, and money wasted and time wasted. So, I'm not happy with American Home Shield, or the people that they sent to my house.

If you are looking at American Home Shield (AHS) for a home warranty company, look for another one! I live in Florida and I have had AHS for almost 7 years now, and have thankfully only needed to use them 4 times, 3 of which were for our air conditioner. Every time the a/c acts up, it is during the summer months. It takes AHS days to assign a repair company to come out, plus you have to wait a few more days for the repair person to show up. They go with the lowest bidders, and I have had issues where the repair person had to be called back out because they did not fix it right the first time.
I have called a/c companies in the area, and they can be out the same day, so why does it take AHS contractors 1 to 2 weeks to come fix your a/c when the heat index is 107°? When you call the customer service number, they just give you a handful of excuses on why it is taking so long, which are NOTHING short of lies!! This company should be investigated by the federal government and shut down while forcing them to refund ALL past customers for their monthly payments. This is 100% unacceptable and they need to be put out of business for taking advantage of people. I actually tried to cancel my policy once, and the woman on the phone told me that I cannot cancel my policy unless I am selling my house, AHS is very deceitful!!!

American Home Shield has been a boon, and it's saved me money this year so far. I've had this coverage for, at this point, nine months. I got it because it was offered at the time that I was buying my first house, and my realtor was associated with American Home Shield through Home Realty. I looked at the contract, and it was appealing for the price tag. I’ve had two claims with AHS, and JT&K has shown up for both of those. I had some food waste that I hired another plumber to push out into the street, into the sewer, and then push all the way out. So, I claimed the homeowners before. JT&K snaked it out. Overall, having AHS is certainly a really good investment, especially with a bit of an older house.

The dryer would come on, but it wasn't drying anything. I submitted a repair ticket online to American Home Shield. I had to log into my account, and then from my account, I put in the information. It wasn't difficult. They sent me both an email and text messages saying that the request had been assigned to a technician. Then they gave me all the information about the technician. I could also see it on my account.
The contractor who came was professional. The issue wasn't resolved at once. He said something had to be ordered and then he let me know what the issues were. They explained to me and walked me through it. It wasn't something that was hidden. The part came here, and then they came back out. The dryer is working very well now. So, I'm satisfied with that. The only issue I had was the amount of time it took to get the part. I had to go to a laundromat a few times to get things dry, and I had to call back a few times. Overall, I've used American Home Shield for a long time. I've told people to also use them because they're good.

American Home Shield called and asked me if I would like a technician to come out and look at my HVAC unit and make sure it was functioning properly. The young man from Best Care came out and checked my HVAC unit. He looked at my return on a split unit in my attic and took pictures of it for me since I’ve never been up there. He let me see what I had going on up there in the next few weeks.
I needed a new line from the trunk line in the attic to go to the laundry room that I'm assuming was built on after the house was built. Also, they never put a vent in there. So, while the young man was here, I asked him if he could set me up for May to have that ductwork and ventilation put into my laundry room. And they did a great job. American Home Shield helped me get that put in. The people who came out to do my ductwork also told me that I was shallow in spots in insulation. So, I've got it scheduled for next month for someone to come out and spray in insulation. Over my laundry room, there is none, so they're gonna spray that as well as the areas that are low in insulation.

The first time the tech came out for my AHS claim, he briefly looked at the dryer, and he just opened it, and he took a little bit of a lint out of the main inside. Then he said, “Oh, you need to get your vent cleaned.” So, we got my vents cleaned. I called a vent cleaning company, and they charged me 200 bucks to come get my vent cleaned, and they said, “There's nothing really in your vent.” I was like, “Really? Runyon Appliances told me that it's nothing to do with my dryer, but it's everything to do with my vent.” They took a picture, and they showed me, which is pretty much the same amount you can get from just the little trap that collects a little bit at the top.
I called American Home Shield. I logged another ticket for a recall. They said, “Okay, we'll send someone out.” Then they sent a guy back out. He reinstalled this piece that was loose, one of those spindle things on the inside, like a plastic piece. He said, “That's the reason why it's having this issue.” He said he was pretty sure that was it. Then, within three days, I let them know that it was not fixing it. I was still having this code come up. They said I need to call American Home Shield, have it re-serviced, or have it recalled again. So, I did. Runyon Appliances said, “We'll give you a call back within 30 minutes.” I never got a call back within 30 minutes.
I had to call them the following week because it was a Friday. Then she put me on the schedule, and it was for the following Friday. So, the guy came back out and said, “Oh, we're gonna have to call LG and see if there's a reason.” I asked, “Is it a sensor issue? Is it possible that maybe the sensor is faulty?” He said, “Usually, I could bypass this code and just turn it off with the machine, but this machine doesn't let me.” He said he’d look up online, too, and see if there was any other way to fix this. And I have yet to hear from them again.
Runyon Appliances has been awful to deal with. From scheduling, the lady told me, “We expect you to take work off to see our technician.” I've never had this issue with another company to where they don't have more realistic hours. Their cut-off time to see anybody is 3:00 PM, which I'm so used to having people have a time slot of like 1:00 to 5:00 PM. Then, when I looked online, it said my time slot wasn’t from 11:00 to 1:00. It said my time slot was from 1:00 to 5:00.
I was like, wait. So, when the lady called me, she said, “The technician’s almost there.” I said, “I asked for you guys to give me a 30-minute heads-up, because I'm at work and I need to leave, ‘cause a four-hour window is a long time to just leave work for four hours, and maybe you come at the end of the window.” She said, “We expect all homeowners to take off from work for this.” In all my years, I have never had a place tell me that they don't give a 30-minute heads up. She said he forgot to call me, so she was calling me now.
Then the guy called me 10 minutes later, saying, “I'm here.” I said, “The lady told me you're 15 minutes away. She said you're willing to give me 15 more minutes ‘cause you didn't call me.” He said, “15 minutes? I'm not gonna give 15 more minutes, so I'm just gonna get started.” Runyon Appliances has been a nightmare to work with.
Then I got a letter yesterday in my mailbox that said that American Home Shield was denying my claim for my dryer. This is back before the third visit. ‘Cause the one technician visited me three times for the same thing, and the first guy I visited once. He said he would get on it and come back and fix it. Never fixed it. I called back. The other guy found the part and said, “Here, it's right next to your washer or your dryer. I'll put it right in.”
I did everything they asked me to do. It's still an issue. It's a manufacturer's error. But it was installed correctly. Everything was done right. I have no idea what's going on. AHS has honestly gone down. I used to rate them pretty highly, but they've definitely taken a turn somehow. They're all into denying claims and not fixing, and just continuing to send people four times out. I would think, at this point, it'd be cheaper to buy a new dryer.

I had two people come out for the HVAC through American Home Shield. The first one was for a tune-up, then the second request was because we were having some issues. I submitted the request late in the evening and the next morning, the tech reached out to confirm and gave me some dates that I could pick from to get him to come out. So based on my availability, it was a day after what he had originally given me because I wasn't available. But he came out in a timely fashion and he was thorough. He did everything that he was supposed to do. There was a part that needed to be ordered and he gave me an estimated time frame. He gave me an alternative because, with what we had going on, he said if we were going to use it, we have to make sure that we use it in a certain way. So that was very nice that he did that.
The only thing was that he just came out for the AC but I thought I submitted a claim for the heating and air. Apparently, it was because of how the request was submitted. We told him that there was also a problem going on with the heat and he said we had to submit a separate request. So we were confused. He also told us to call American Home Shield and that they could probably clear it up. But I got busy and I forgot. So I never got a chance to follow up. At any rate, things have been better since he was out here. At first, it wasn't getting cold. But now, it gets pretty cold in there and I have to be bundled up in the house. So that's a great thing. Whatever he did, it worked. All in all, I've been with American Home Shield for quite a while and I've been an advocate for a few years now. I've never had an issue and even when I did, they rectified it in a timely manner.

I am hearing impaired, so I wear hearing aids and tell them to slow down; I can't understand what they’re saying. I was in tears trying to cancel it.
Every time I call to have something covered, they say it's not covered. All the people who have come over, they say, “They have to buy permits for all this stuff.” I know damn good and well, they're not purchasing permits for anything, ‘cause it takes longer to buy a permit than two seconds. They're doing nothing but lying to us consumers. It's horrible. They can improve by shutting down ‘cause it's horrific.
I always have them come out and do my cleaning of my HVAC. They did that. It was really strange ‘cause the people that came out just didn't check the temperatures inside the house like they normally do. All of a sudden, it was, “Oh, you got a compressor that's out.” Then they went out, and they called American Home Shield and said, “That's 100 bucks.”
Then my water heater went out. I had them come out. They had also told me that I needed to bump up my coverage, because water heater goes out, they're not going to pay for anything. So, I bumped up my thing; they said, “The most would probably be $200.”
My water heater went out, and it cost me $800 out of my own pocket for them to fix it. Like, “What the hell?” So, I took a cash payout for that instead of having them repair it. ‘Cause the guy that came out, came into the house five times to look at the water heater, then went out to the vehicle, and then came back, took more pictures, and said, “Oh, I just need more pictures of this.” And he said that I can't have a wooden stand next to water. We have to redo everything on here. He just kept upping the price of everything, which was crazy.
Then I had had somebody come out two times before for my bathroom faucets. I have the kind of faucets to the shower that you have to turn the middle one, which makes it go up, fill the tub, or else it’s a shower. The other one's hot and cold. I have been lied to about so many times, where the guys are like, “It's the middle button that you have to turn the water on and off.” That doesn't make any sense, ‘cause it should be the hot and cold. That should be on and off.
The last time they came out, they told me it was going to be $1,300 to fix it because I had aftermarket products in there. Because it's not original to my house. I said, no. I said I want to see what their cash payout is on it.
They offered me a cash payout of $115. The next day, the boss of the people who came out was telling me that I didn't understand what was going on, and he was going to offer me, instead of $1,300, that I needed to get the cash payout and then just accept their stuff. Then he was only gonna charge me $950 and tell me how stupid I was.cI said, “I don't understand.” He said, “You're old, and you don't understand. You're a woman, you don't understand.” I was like, “What the hell?” None of this was making any sense to me, and he was just strong-arming me and pressuring me about how stupid I am.
I have been trying to cancel this stuff since the middle of April. They were like, “We'll give you $100 off. We'll give you $100 back from your service fee.“ ‘Cause that's how they got the other guy to come out with my faucets, is they just paid them that $100 service to come out. They gave me $100 back for that. I said, “No, I just want to cancel.” They said, “We'll give you a month free. We'll give you $105.24. We’ll credit your account.”
I said, “You're to credit my credit card account.” But, they haven't. They put it on the account, and they won't give me the money back. I tried calling back to cancel again. It was a Thursday. They said, “We're going to call you back.” But, nothing. I called a couple of times on Monday. I couldn't get through. Yesterday, I called for three hours, and people kept hanging up on me and then putting me on mute and not responding to me at all. It was horrible. It was the worst experience of my life.
The last time, I spent an hour on the phone with them just saying, “I just want to cancel. I don't care about what offer you have. Just cancel it.” In the end, the rep said, “If you want your money back, you're gonna have to keep the year and have to keep the service.” I felt like I was in a service that I could never cancel. It was horrific.
Dear Jeanette Thomas,
Thank you for contacting American Home Shield. We sincerely apologize for any frustration this may have caused. We have confirmed that your policy has been canceled.

American Home Shield has backed me up and they've done what they've said they're going to do. Most of the time, my experience with them has been good. I recently had a claim for my dishwasher and I called it in. The service was quick and the gentleman I talked to was very thorough. He was very good in getting the people to get the service scheduled, and there was a lot of texting and back and forth. I'm used to calling and I'm not used to texting it in and texting that, but it was okay. Then, a young man came out and took care of the problem. It took a while to get the parts, but that was fine. He was very pleasant and thorough. He cleaned up after himself and was very knowledgeable. He was also quick and he explained everything, which is what I like.
Years ago, when I had gone and called about my hot water heater, I was told that if you have a bad one, you get it replaced. But I ended up dishing out over $1,000 for it. It would have been nice if, ahead of time, I would have known that because I would have gone to a different contractor. And I had friends that would have been able to do it a lot cheaper than that. So they don't tell you that you're going to be charged for it when it's supposed to be a home warranty program that's supposed to work with you, and you put money in every month. But that was the only thing that really irritated me and cost me quite a bit at the time. Other than that, the more recent claims experiences I've had have been very good, but they've all been small.

A contractor came and replaced the electronics on the washer. But as soon as they left, it started wobbling again and it was out of balance. It took American Home Shield almost three months to try get this fixed and I got tired of messing with it so I canceled with them. Also, every time I called, I would get a foreign national on the phone and I would never get a call back. I called American Home Shield at least 20 times from January to March but I didn't get that washer operational somewhat until March. The quality of contractors is horrible. I paid a lot of money for absolutely nothing to be fixed and went thru the hassle to get it fixed. Now, my current home warranty company is having it fixed. The company that just came in was able to troubleshoot it right off the bat.

Something was wrong with my washing machine. I submitted a claim online with AHS, and it was easy. The techs who came out were punctual and on time. I had to wait for a part to come in because when the gentleman came in to repair it, he didn't have the part. Because the washing machine was moving around. When it spins, something is loose. It felt like the whole system was going out. They called and let me know when the part was here. Then we scheduled an appointment. Then he came in, put it on, and left. I enjoy the coverage of AHS.
Pauline, thank you for sharing your experience. We’re glad the claim process was simple and that the technicians kept you informed throughout the repair. It’s great to hear everything was completed once the part arrived and that you’re enjoying your coverage.

GJC Electric came out for my recent AHS claim and replaced some sockets. But when I plugged in the vacuum cleaner, the lights were dim. Then, they told me to just check the wire or the cord on the vacuum. Maybe it was the vacuum. So I tried the vacuum in different places, and it didn't make anything dim. Then, all of a sudden, it just stopped altogether dimming. I don't know what that was all about, but it's fine.
I had another claim, and it was a disaster. When we had those consecutive freezing days, my toilet in my hallway, every time I would flush it, it would come up through the shower floor. Then, it would come through the sink as well in that bathroom.
The plumber came out here, and he didn't do anything. He just looked at the bathroom and said, "Oh, your pipes are frozen.” I live in a manufactured home and he removed a piece of the skirt, and he looked under there, and he came back, he said, "It looks warm enough. Once it warms up, it'll be fine again."
They never repaired anything, did nothing, and we were out of water for a week. I thought the home warranty would fix the issue but they didn't. He told me, "I have to get with my boss and see if he'll let me come back with some heaters to blow under the house to get it unfrozen." Then, that was denied. He acted like he was going to come back, but he didn't.
AHS is good. But I’m not sure about the people that they send. Also, I’ve had to use AHS three times. My furnace went out again during that freezing time and the gentleman who came out was a sweetheart. But he said, "I ordered the part." We had to wait for 10 days to get the part. Thank God I had electric heaters. It's like I'm paying $135, and 10 days later, you fix it. I don't like that part. If you pay for it, you should get it done that day. But the tech got it done.
American Home Shield would like to thank you for your feedback regarding the service request to have the electrical and furnace repaired. We understand your concerns regarding the service and want to ensure that your feedback helps us improve each customer experience.
Thank you,

The guy who came was very clean and professional. He did the work very well. He was walking me through what was wrong with my dryer. I'm happy with American Home Shield. Compared to the other home warranties that I had before, they are the best. The minute I did the appointment, right away, they contacted me over the phone. They also sent me text message. They told me who my company was going to be and the name of the person who was going to come.
I have recommended American Home Shield to my neighbor. She had a problem with her water heater and was asking how much it was going to be. I told her about American Home Shield, that I pay $65 a month and for anything that gets broken in the house, like a washer, dryer, microwave, stove, water heater, even the ceiling fans, they will come and fix it. I just pay $125 copay, and that's it. If they cannot repair it, they will do everything they can to fix it. She then asked for American Home Shield's number which I gave to her.

Using American Home Shield is a good deal. It has been reliable. Submitting a claim was easy through the website. However, the website doesn't let you put in the information that you want to communicate to the company. If it's not one of the choices in their dropdown menu, you've got nothing. It would be nice if it had a comment box. The contractor came, checked the dishwasher out and diagnosed that it was the pump. That was a Thursday and he had to get authorization from AHS and order the part, and he was back on Tuesday to finish the work. He replaced the pump.
Thank you for providing AHS with your valuable feedback regarding your recent experience and the repairs completed under your contract coverage. We appreciate your input and are glad we could assist you.

My sink had leaked when I was doing a water change on my fish tank. I made a claim with American Home Shield and they sent out a tech from High Priority Plumbing. The repair was done quickly and everything was good. I have American Home Shield for six years now and I've had a decent time with them. But with my AC, it's hard trying to get that fixed. The techs came out in a timely manner, but they still couldn't do anything to help me with it. The issue had something to do money-wise. Some type of pressure broke on the AC and they gave me a runaround with that. So I said wouldn't connect with them about that anymore. As long as I have smaller work around house that they could get done for me, I'd call them with that. Other than that, when I had a chance to talk with their reps, they did a good job.

I've been with American Home Shield for a long time. They have been taking care of some of the problems, but it’s starting to become a headache. I will recommend it, but I would tell people to look around. Trying to get the stuff resolved took a while. Sometimes, I have to take it to higher ups because representatives can't go no further than what they can.
A.R.T. came out there and told AHS a lie about my AC unit, saying it was negligence and somebody went over there to destroy the AC unit inside and the outside. I called AHS to send someone else out there and come to find out, what A.R.T. said was inaccurate. I had to go through AHS to find out what they will cover and what they will do. So, two years ago, I had everything replaced and everything by A.R.T. All of a sudden, everything had to get evaporated. Coils had to be fixed because it leaked. I had to come out of pocket 1,500 bucks. I asked for a payout, but that wouldn't cover the expenses for the AC unit, so I declined it.
I called AHS back last week, and said, “I just take whatever Anders is going to do, and I just paid the 1,500 bucks so I can get this AC unit fixed." Because this is my rental property, and I got people living in the house in the state of Texas. I can't have them without AC. The people had to call around to order the part for the AC unit. The AC unit been there since 1999 with the house being built. I don't know if they still make these type of things for the AC units.
They took pictures of whatever that the customer has, but why don't they have a picture to show us as a customer? I went out there, when the tech went out there and said those statements. It took me two hours to get there. I drove all the way back home to check it out. How does AHS stop having these techs come out there making these false accusations against the customer? If I made a false statement against AHS in the future, people will always think that they do these types of activities.
What trust do I have in them if I got information from somebody that gave out false information regarding all your appliances or AC units at your home. How do I know if you was out there doing it just to get insurance money? I wish that AHS would do a better job investigating this, being a loyal customer since 2010. At least be, “We never had no issue with this gentleman or with this customer. We need to send a second opinion out there.” I shouldn't have to fight for that second opinion.

Then I had some issue but when I called to stress my concerns about something that was missed on the first issue, they tried to charge me another service fee. Had I not have an electrical background, I would not have known, and I would have been charged a second. I didn't like that because I had to be knowledgeable in order to not have to be out another $125. I was a little upset about that. Other than that, everything else was great. The AC kept shutting off. Up in the attic, the contractor found that something was leaking on some of the wires. They had to go up there and dry out the attic. They were very good. They told me what was wrong and tried to fix it. They got it dried out to where it's working fine now. I'm going on my third year with American Home Shield now and I like the speed of getting the problem taken care of. Once they call a contractor, somebody calls rapidly the next day. When the contractors have come in and done things, they've fixed them right away. But sometimes, they can't fix an issue and it takes a couple of days. The first tech who came out looked at the air conditioner, and he said that everything looked fine, but it wasn't kicking on. It was raining that day, so we didn't do a whole lot outside and he couldn't further diagnose what was going on at the time. There was nothing he could do that day because that one was a free maintenance check. He said if it wasn't raining, he could have further diagnosed it. But because of the electrical issue, he didn't. That wasn’t included in the free visit. When the second tech came out, he changed my fuses in the garage, and figured out that there was a fuse box that was burned up. We were able to turn the air conditioner on after the service. Overall, I would recommend American Home Shield. But I wish the payment wasn’t so much.

Haley, a rep, called me on a Saturday morning and told me my appointment was a certain day. So, I waited. But nobody ever gave me a call. So I called American Home Shield and they said there was a mix-match. Then, when the appointment was supposed to happen, Ray, the tech, called me and said he had a breakdown with his car. He was sorry and said that somebody would call me back to reschedule my appointment. It never happened. I had to call American Home Shield and they had to contact the contractor to contact me. The tech told AHS I wasn't home, which was a complete lie. I don't think my project was big enough for them. Because I asked him at one time to do the toilet and asked how much he would charge me and he said 150. But at that time, I decided not to go with that. They kept asking me when they call if I got the toilet. I said I’m not doing the toilet any longer. So, the customer service and the communication was terrible.
The first time they fixed my water tank, I don't even know if I needed the products. Because most of the time, when women are here alone, we don't know anything about that. So, I had to pay $600 cash out of my pocket. But the next time, I made sure a male was here and he was doing something because he’s a contractor too. He asked the tech of a different wy of doing it, and the tech said he could. If I didn't have anybody else here with me, the tech would have told me something else about the part.
It was two times that the techs said they were coming and didn’t show up. I lost wages. And after that, I had to keep calling them back. I wouldn't go to them. And he's not the only one. That's what contractors do. If you're not knowledgeable about certain things, they take advantage. Also, they didn't take credit cards and took cash only. I told American Home Shield that if I ever had a plumbing issue again, I didn't want them to come. American Home Shield just sent me a message and the price is going up again. I have a friend that I just referred to them and she just told me $49. So maybe I should cancel it, then start over again.

When the AC went down, World Class Air came out. They could have come out the next day, but I was unavailable. So they came out on Monday. It was four days later. Then, they fixed it pretty quickly, and then they were out the door. I let the tech look around at what was going on, and he had to run some vinegar solution through the pipe to clean it out because the water had been empty. But there was some weird goo. Then, he just told me that I should start running vinegar through it quarterly to help it stay clean. He also made sure it was working and then he left. It was really easy.
We did have a day where we thought it was broken again. The heat went up. It was when I was far away from home, and so was my husband. Usually, I give American Home Shield props for everything that they've been doing for me and my experience with them has been wonderful. But I recently had a plumbing issue which, to me, wasn't all that difficult to fix. Some plumbing parts had to be done and a hole had to be cut out in my wall. The plumber was not talking about big parts, just small ones. But in the end, when they sent the quote up to American Home Shield, they came back and said that the owner of the house was going to be responsible for $500 of the total cost because American Home Shield only covered $250 and the contractor was targeting 750. I didn't even think that the whole visit would cost $500, to begin with, but they said that that was in my contract.
I was trying to explain to the person on the phone from American Home Shield that I was a little confused because I thought that they have contracts with these contractors, so their customer gets the value out of the warranty. Plus, I've never seen anything about plumbing that would cost that much. American Home Shield just replaced a pool pump on my house that cost nine times that amount and I just paid my $100 fee that I had to upfront, which was awesome. The gentleman on the phone from American Home Shield was trying to be very courteous and I was getting heated because he just kept on saying that I should have read my contract.
But I told him that haven't read anything about plumbing specifically in my contract. That was kind of lousy. I know the line was recorded, but I didn't curse or anything like that. Then he kept on trying to get off the phone and I told him that it didn't sound like he wanted to keep my business. I told him that it made no sense paying out $140 something a month and $100 upfront cost to get the contractor out here, then now have to jack up another $500 out of my pocket. Money is not tight for my family right now but I felt that that was a really bad way for it to get through to me.
Other than that, I've been a customer of American Home Shield since 2022 and I signed with them for their reputation. As a matter of fact, I even recommended them at one of my facilities I went to. The young lady I was speaking to was talking about buying a house, so I gave her American Home Shield’s referral code and told her to check them out. American Home Shield has always done me and my family well, and they've always been very courteous. I just don't like it when somebody says they need to talk to their supervisor bout my concern. Also, I got put on hold twice and their reps were always coming back saying the same thing. That was a very disheartening experience.

AHS refused to accept the last 2 technicians' opinion that dishwasher was leaking. Now I am out $40,000. This is a sorry example of AHS refusing to replace a dishwasher they know was leaking. This is a sorry excuse of a Warranty company taking no responsibility to honor their contract.

My refrigerator had stopped working and I submitted the claim online to American Home Shield. But I didn’t like the website. I prefer to speak to people. I don't like communicating through text or online. Everything was through text, and they let me know what time someone was coming to do the repair. Sears came out and it was good dealing with the tech. American Home Shield is good.
Thank you for your feedback regarding your American Home Shield experience and the excellent customer service that you received. We hope you continue to enjoy the warranty and coverage it provides!

This brand is an absolute scam and I don’t know how they aren’t sued left and right. There is no access to a supervisor and they train their employees to lie and give you the runaround. Very disappointed when our plan explicitly stated that all parts of our water heater would be covered. Requested a second opinion and never received that either because Trey couldn’t make contact.
Thank you for bringing this issue to American Home Shield’s attention. I understand how disruptive water heater issues can be, and I would be glad to speak with you to further discuss your claim and your experience so we can work toward a resolution.

I used American Home Shield for an air conditioner that had a coil go bad. I was quite surprised to find out that the coverage isn't what it's made out to be. There's really no coverage. I would have had to pay almost $2,500 to repair what, speaking to all the contractors, was an 18-year-old unit that American Home Shield would insist on repairing, even though it was well past its serviceable life.
As it turned out, I accepted cash in lieu, which gave me a whopping $900 toward a new $17,000 HVAC unit. That was a surprise and not a very pleasant surprise. The service technician that American Home Shield sent advised me that if it were done independently to repair the coil, if they could find one, with the labor, it would have been almost half the cost of buying a new unit. But instead, American Home Shield said, “No, if you wanna repair it, you've got to pay 3,000.” I told them that was crazy. So, not too happy about that one. But we've had a couple of successful claims. The contractors that American Home Shield insisted we use, like for HVAC, were over 100 miles away. I'm in Columbus, Georgia. It's the second largest city in Georgia, and there are plenty of contractors around here. But for a lot of reasons that I can see right now, many of them don't participate in American Home Shield.
The first claim we made to American Home Shield was for a washer. I specifically asked for a certain contractor who's got a great reputation here but they sent a different guy. When the guy came out, he repaired it, and within a couple weeks, the washer was noisier and wobbling more than before he started it. That contractor wasn't invited back. American Home Shield finally got someone here who said that the repair was terrible, and they had to redo the whole thing.
The second claim was another strange one. I have a double oven, and the door hinge fell off. American Home Shield insisted that we take pictures and video, which was a large hassle. Even for accomplished photographers, trying to show why an oven door wasn't working was a little challenging. But in my case, the door just fell off, and then American Home Shield insisted it be repaired. The technician got a new door and came out. Unfortunately, the part of the oven that was inset into the wall had broken, and there was no way to attach the door. Hence, after about four weeks of back and forth, I gladly took the cash to replace the oven because these double ovens are not cheap.

The AC unit was running, but it wasn't efficiently cooling the house. It was 76 degrees outside, but the internal temperature was showing in 78, and it even got up to 81 degrees. So, it's not cooling the inside of the house very well right now. The service guy took a look at the condenser outside, and there was a bit of dirt and debris taped on the coils. So, he hosed all that off and said that that should have fixed the issue. It ran a little bit better after that happened, but he said that if it continued to not cool very well, I have to file another claim, and they would come and take another look at it. So, that was what happened. I have a technician coming in for it.
I've had American Home Shield since December, and I haven't really had any used case for it. I did have some issues scheduling with the initial visit of the AC technician. I worked with private contractors, and specifically like home renovation companies and contractors, so I know how that industry works in particular and how the scheduling side of things isn't like the most efficient process a lot of times. My thoughts about American Home Shield is still up in the air, but the price and what the coverage allows are very attractive, especially when I signed up, which was a Black Friday sale. So, I like the pricing of everything and the coverage and what that allows.

When I showered, the guest restroom was leaking behind the wall and it had caused mold in my son's closet. So, I used American Home Shield to have it handled and the people they sent out did a really good job. American Home Shield wasn't able to cover it because it was an issue that was there before we moved into the home. But the company that they sent out gave us a discount, so it all worked out. They were also very professional and they didn't do anything without letting us know what it was and what the cost was going to be. So, we didn't get stuck into paying for something that we didn't ask for or we didn't know upfront.
Submitting a claim with American Home Shield is not hard at all. At first, it was because I'm a first-time homebuyer. But once I got into the website, looked at everything, and figured it out, it was easy to submit claims. I did a claim for the AC prior to my plumbing claim and at the time, I was confused on which option to pick. But after that one, I'm a pro now. American Home Shield's customer service reps are also excellent. When I talked to one of them about covering the repair of my recent plumbing issue, she was nice and polite. She had to go through the procedure of telling us why it wasn't covered, getting our consent, and making sure we understood. The coverage is good. It's just that we are new to the home, so a lot of the things probably won't be covered up front because they are stuff that were here when we got here. But the home warranty will really start benefiting us over the years.
Initially, we signed up with American Home Shield through our mortgage company, so we had everything set before we moved in. They gave us options and I chose American Home Shield because they offered more. So, we got a good price for the year plan that we got. All in all, my experience has been good and I don't have any complaints so far. I've also been telling everybody at work to sign up with American Home Shield.
Hello Ms. Tawanna Smith Robinson,

My septic tank was backing up and it was leaking out on the outside. I started my claim with American Home Shield online but I couldn't complete it online and I eventually had to speak to someone. I spoke to someone several times before my issue got resolved. The reps were doing the best they could. My problem was that they couldn't find the provider. So I had to find the provider myself, someone that was with their network. It took about seven days for the contractor come out.
I waited for five days just to be assigned a contractor and that was why I would make multiple calls. The first time I called American Home Shield, I was told that they were working on it. On the third day I called, they told me, "Well, give it 24 hours." I gave it 24 hours but there was nothing. So I called back again and I called a company that had serviced me before through American Home Shield a couple of years ago and I asked if it's something they could do. She explained to me that perhaps I could call them and just give them their name because they do service for American Home Shield. So that was how I was able to make the connection.
The contractor was able to do the work in one day. They emptied my tank. But when you take the covers off, you have to remove that dirt around it. They didn't pack the dirt back. When it rained, all that rainwater went into my tank. The water is not gonna hurt it as long as it's not full of sewage. But my yard is now foggy and wet from that. That was a week and a half ago now and my yard is still a mess behind it.
I pay $125 for American Home Shield to get someone to come out, but I've had instances when someone comes out and they can't accommodate me. So then they have to get someone else. I don't get that part. If it winds up being something different, then just say it's a stoppage. My original claim before was for my toilet stopping up. I didn't know it was because my septic tank was stopped up. So I paid $125 already for the plumbing for stopping it up, and then had to pay 125 for a separate order for the septic tank. Then my premium is just increasing. So if I got the plan some years ago, now my plan is costing me just as much as somebody that's coming in new. So they're actually able to get a cheaper price.
My niece just got American Home Shield and she has the same plan I have, but her plan is now cheaper. She's getting 30% cheaper than what I pay. It was explained to me that if you file the claim, then that's the reasoning for your premium to go up. But that's the point of having it is to save money, not to never have to file a claim. It's supposed to be a safeguard for you to not have to spend as much money. So I'm really been debating to let American Home Shield go.
We recognize that the experience leading up to the resolution is just as important as the outcome itself. Your feedback highlights opportunities for us to improve how we communicate, respond, and support our customers throughout the process.

It was difficult getting an appointment with TruTech Heating and Cooling. The person who answers the phone doesn't answer like it's a business. He answers, "Hello," and that's been more than one occasion. Then, the other thing, he has a strong accent. I can hardly understand what he was saying. And he seems like he got frustrated. Then, he sent two techs out later. When they came, their communication skills were terrible.
I have this problem with my water heater. I asked American Home Shield to just give it in lieu. Because this is too intense for me. I'm uncomfortable. I gotta deal with my water issue till I get it fixed. And I don't want to deal with somebody I don't understand what they're saying. The communication is dominating, and I don't want to get into all that.
This company came off very negatively, dominating, as the guy said to me, "If you've got to get a new water heater, you're talking about $6,000." I said, “$6,000? Buddy, what planet have you been on? Sir, do you know how long I've been a homeowner? I grew up in homes. So what are you talking about?" He just rabbited. I didn't really care for the whole communication with them. After they came and diagnosed and said what it would be, and I made up my mind, I looked it was American Home Shield. They were great. They sent me what I needed. They responded. And I elected to do the cash-out lieu. I said, "I found a plumber. He's coming out today, and I'm willing to do that. Let's take a picture with it."
So they're a little more expensive. I asked the guy who's coming out, I said, "How much would you charge to install one?" The plumber said, "I want to give you the exact amount, but I wouldn't be more than about 450 to 500." And these people charged me 700. They were gouging a little bit too much. I said, "You tell me my out-of-pocket money is gonna be $700? No, sir."
They said, "But you need to put this part." I said, "Sir, that's a pan that drips the water like you got a flower pot. Stop acting like it's so technical. Yes, you have the knobs and the noodles. But those knobs and noodles or whatever you want to call them, they ain't all that. “ I wish American Home Shield would just scrap them because they're just not good for a plumbing company. Now, my air conditioning company that I had was pretty good. I've had them; they came out, and their communication was good. They responded to me. Communication is everything with me.

American Home Shield has been great. The cost could always be cheaper, but you can't really complain. Recently, Sears came out and tried to diagnose some common issues with the appliance. That didn't work, so they immediately ordered all of the replacement parts that were needed in order to repair the appliance. They ordered the whole plumbing train that they thought could be faulty, including the pump, so that they would only have to visit one additional time. The parts came in within a day or two. Originally, they didn't think they would be able to be out for about two weeks. However, I received a call a day after that, indicating that they'd be able to be out a little bit earlier. They came out, fixed the appliance with no issues at all, and took the excess parts as well as the replaced parts with them when they left. The appliance is working perfectly now.

We did an inspection remotely with video, pictures and a phone call. The contractor took a look at the broken lever of the ice dispenser and water dispenser in our fridge, told us it needed to be repaired, and they kicked it back to American Home Shield. I spoke with American Home Shield and the call got cut off, but the rep didn't call me back. My understanding was that the claim was denied because for some reason, the ice dispensers and water dispensers are not covered under the warranty that we have. I tried to reach back to the contractor to see if we could just get it repaired and pay for it ourselves, but I did not hear back from them either.
For this particular claim, I have been dissatisfied because the explanation I got was very choppy. The person I spoke with did not do a good job explaining what was going on. I'm pretty sure she hung up on me for no reason. But American Home Shield has been generally a worthwhile thing for us notwithstanding this most recent claim, and we're continuing it with the other house that we have. American Home Shield and I are generally on good terms, except for the over-the-stove microwave. It was new when I bought the house. It has gone through several repairs. Part of the microwave is also the vent for the stove. The first thing was it quit doing the auto heat feature where you couldn’t put a potato in the oven. AHS sent someone out to fix it, and they did. But after they fixed it, the microwave was louder. They never fixed that part of it. The fan over the stove started being an airplane landing. It was so loud. The contractor had somebody come who just looked at me and said, “That's not what they cover to fix,” and left.
I checked the ratings for the decibels. I called the manufacturer. I said, “Tell me, one, two, three, four, what are the decibels that I should be expecting?” The manufacturer told me. But it's way above that. I contacted them again. They sent somebody out. They didn't help either. But they're not willing to replace that microwave. But they're also not willing to fix that microwave because they don't consider a noisy fan being covered. I said, “Are you kidding me? How many times are you gonna fix the microwave anyway?”
The recent contractor was good. It was an annual freebie where they come and do a service of your HVAC system. There were two gentlemen that were here, and they were great. The offer was appreciated. They double-checked the HVAC system. They said it was all good, but they would check the Freon because it was low, and they fixed it. It’s cold. It works. That was part of my service that was permitted, so there was no out of pocket for me. The gentlemen were courteous and very professional. They were English as a second language. They were more worried about that. Their English was fine. You know how when you have English as a second language, sometimes people treat you poorly? I had a vibe about that. But they were so nice. And they were minimally in my house. They were mostly up on the roof. I had no issues with them.
I’ve had good things with AHS. I've also had not so good things with them. However, I keep them, because I have an older house. It was built in 1956. And when I moved in, we had to have plumbers come out. It was on the seller. When the people checked out the plumbing, they said, “You better not lose your home warranty because some of your pipes are pretty darn old.” So, I only keep AHS because I assume that my plumbing will fail someday. It’s that bad. I pay them 100 bucksa month. But that is why I keep them, even though I've never told them that. They've always been polite enough, even if you get the response, “That's in our policy” kind of thing. My next response would be, “So, can you show me your policy?”
We recognize that the experience leading up to the resolution is just as important as the outcome itself. Your feedback highlights opportunities for us to improve how we communicate, respond, and support our customers throughout the process.

I would make the call and let American Home Shield know what's going on and the contractor would get back and contact within 24 hours. Once they do that, it might be another two days before they could come out. When your AC breaks in the middle of summer, you don't have time to wait three and four days for someone to come out. But I understand. They probably got other customers.
When I called about my air conditioning unit, the AHS rep said she would get somebody out. I said, “I think they've come out here before.” She said, “No. They haven't.” I said, “No. ‘Cause they sounded so familiar. You sure?” She said, “No. I'm looking in my system now. They haven't. I can assure you they have not come out there before.” When I got off the phone, she had already called them. I went to look back. Sure enough, they had come out here for my water heater. What if that was a company I didn't want to come back? And I'm being told that, “They've never been to your house.” I need that to be fixed in some kind of way in the system. I don't know how it wasn't shown that they had come out before. But that needs to be fixed, because if something was to happen, and I don't want that company coming back.
The first time the contractor came out for my water heater, the tech had to go up in the attic. My daughter had to come over because I was at work. When I got home, there was stuff from the attic that he left on my floor. The broom was in the kitchen. He could have swept it up before leaving. But I talked to them about that. They came back out a second time. And everything was fine.
What I pay monthly, is good. When contractors come out, I pay a flat rate of 125. The only thing I don't like about that is that before they even come out, that 125 was already taken. Maybe it's because AHS has to pay them. But what if they come and they can't fix the issue? When I first got AHS, I was told that if they couldn't fix it, I wouldn't have to pay, yet they take it up front. I guess they would give it back. But that doesn't make sense to me.
Thank you for your feedback about your AHS experience and we hope you continue to enjoy!

We just got the house and when I went to do the first load of laundry, the drum would spin out hair and crud. Perhaps it was because the house was vacant for so long and it wasn't used, so all that crud dried in there and ended up getting put all over my clothes. So, I called the repair guy, Mike. He came out and he was a really nice guy. He tried to do what he could to repair it then he said there was nothing he could do as it was a pretty old machine. So he went ahead and filed his report with American Home Shield.
American Home Shield then asked me how I was doing. When I hadn't heard anything from them or Mike, I informed them that I still had to go into another town to do laundry, so I wasn't really happy at that moment. But then, my husband received an email from American Home Shield and they were offering a replacement of value. So, we took the card because I didn't know exactly which machine to get. When you look online, they don't give you the details. There's a couple of features that I like and that's how to tell how long you have left in a cycle, plus the delay. You could set it to delay so you can wash off peak hours. The old washer here had that and every washer I've had that. It's really convenient. So we went down to Lowe's and researched on all these machines. We ordered one that's got those features and it's supposed to be here on Friday.
I'm just holding out and I'm hoping that the dryer sticks with me for a while. It's just as old, but sometimes you get extra time out of a dryer. So far, I'm very happy with the way American Home Shield handled my claim for the washing machine. They were great and their response was quick. We've had them for a few years, but we've never had to have a claim. It was funny that we bought this beautiful house that was perfect and checked all our boxes, then, when I went to do the laundry, I had to file a ticket with American Home Shield. But that's okay. And if that's the worst of it, then I can't complain.
We have to get this laundry room ready for the techs to set up the replacement on Friday. The house that we're in is a very nice house. But it started out as a little house and later, things were added on, then it was rebuilt, and remodeled. Where the laundry room used to be is in the bathroom closet and they didn't put any new plumbing in when they did that. So, the plumbing is Jerry-rigged right now and we have a plumber coming today because there's no way that Lowe's is going to come and hook up a new washer to this existing plumbing. We're just realizing what little things we need to take care of but we're still happy, in a good location, and have great neighbors. So we're blessed.
Mrs. Harvey,
Thank you for sharing your detailed experience! We’re glad American Home Shield could resolve your washing machine issue with a quick response providing a replacement option. It's delightful to hear you’re pleased, and hope installation goes smoothly. Enjoy your new home and any other AHS support you might need—we're here to help! Have a wonderful day.

Half of my house was no longer cooling. I submitted a repair ticket with American Home Shield and I did it through a person because I was having issues with the app. For some reason, there was already a ticket open because I had somebody come out the first time, and I was trying to get a second opinion. American Home Shield then sent me information about the name of the company they were sending, their phone number, and that they should be reaching out between a certain time period. When the tech arrived, he was great. I had two people come out before then, and I had the best experience with them. I explained what the prior company had checked and he was just going to do his due diligence. He took the reins from there and checked everything.
With American Home Shield, things can be a hit or miss, but I've had a majority of great experiences. I would warn potential clients to read the fine print because there are certain things that aren't covered in scenarios, but other than that, it's very easy to get quick communication and updates. And the portal is very user-friendly.

The rep I talked to told me that they would send someone to my house. Then, the tech from KJM Plumbing called me and after I told him what as happening, he came out the same day. He was friendly and since the service, everything has been perfect. All in all, I would tell my friends that they should also get American Home Shield.

When the air conditioning wasn't working, it was easy to file an online claim with American Home Shield. I got the name of the company and their address. I got all the information I needed to feel safe and verify who the contractor was before they showed up. R&S Heating and Cooling came out and they were excellent. They had to clean some coils and check a fuse in the thermostat. The thermostat had blown a fuse.
American Home Shield did a good job and so did their contractor. If you need a home warranty, look at American Home Shield first. Having their service, I like that I don't have to go look for a contractor for a specific issue. They have contractors that they've vetted. Since I'm new to the area, I'm happy that if I have an issue, I can just go to them and they know who works on those specific things.

I wasn't happy with AHS because it took over a month for the techs to keep coming and trying to fix the fridge. A fridge is something I keep my daily stuff. I have two-year-old milk stuff like that, and they couldn't fix it. They knew that, and they kept trying. I don't know if the guy who was coming was trying to make money. Whatever the case was, he would leave and then, two days after, the fridge would break down again.
After four times, I called again, and the guy finally said that he couldn't find the leakage. The offer that we got for the fridge was $1,050, which is not even close to what the fridge costs, even a decent fridge. I called AHS, I was upset, and they said there was nothing they could do. This was the minimum that they could provide us. That's number one.
Number two was we also had a leakage one of the days when it was raining from the roof, and I called, and I made an appointment. Someone came from plumbing. He looked and said, "Okay, you need roofing." Then, he said, "Just give me 5 stars, and I will schedule the roofing guy." I was like, "Okay." I put 5 stars on the thing, he left, but no one ever called. It was like nothing ever happened. And he literally came for two minutes. After he left, I called American Shield again, and I told them about the whole thing, and they said someone would reach out to us. But no one came. So that's where I'm at, and I'm very unhappy. I'm still waiting for someone to get back and look at the situation.

I always have excellent service from American Home Shield. We call them up and they take care of our claim. Also, everyone who comes by are excellent and very informative. We introduce ourselves and show where the machine is. They go and look at it, do their thing, and leave when they're done. We're always happy when they leave. It's either fixed or they will follow up. They don't just leave us hanging. They say this is what they're going to do.
The recent contractor came out, did their thing and went back to wherever they were. They went through and fixed it and they thought they had fixed. But they told us that they would go back to the people that asked them to replace it because it couldn't be fixed. But it's not the people that came out's fault. It's the machine's fault. We're waiting on our answer for them because they said they had to go back and report it.

If you're looking for an appliance warranty company and will try and save money on appliance repairs, American Home Shield is one of the options, but you need to be prepared to constantly have to be on them and make sure that you follow their timeline on repairs that are not fixed correctly. It's not worth it. The most recent claim is still not fixed, and it has been more than a year.
The contractor has just been taking money from AHS, even though all the technicians who are 1099 employees have been stating that my refrigerator needs to be replaced. It can't be repaired but they just want to keep trying to repair it. It's still not cooling. The ice maker still does not work. It does not hold a temperature. And the last technician that came out made it worse. However, AHS keeps telling me I have to allow the repair company to rectify the problem. There's supposed to be a new technician from the same company who will come out the day after tomorrow to still try and find the same problem.

Poor services, I am filing a complaint because my AL claim has not been resolved. The home warranty company assigned a contractor who offered a $900 repair, but the contractor could not complete the work because their financing was not approved. This is not my responsibility. I asked if I could use my own licensed HVAC technician, who did approve me for financing, but the company refused and said I must use their contractor only. The company told me that if their contractor cannot get financing approved, "there is nothing they can do." This is unacceptable.
1. Assign a different contractor who can complete the repair without financing, or
2. Provide a reasonable cash-out amount.
The cash-out amount offered is lower than the cost of the repair, and does not reflect the technician's findings. I have babies at home, and this is a health and safety issue. I am requesting immediate resolution.

I had an emergency gas leak from our water heater in Travis County Florida, and no hot water with 8 people living in the house. Their assigned contractor came 2 days later, mis-diagnosed the issue as a part that needed replacement but would take a week to order. I asked for a cash-in-lieu and that was an extreme headache. They left one voicemail apparently which during my work hours, afterwards their contractor closed the ticket. In an emergency I had to call a 24/7 plumber to come to the house as there was an explosion risk. He discovered the water heater had failed in a way that no part would fix. Had to pay for a replacement myself to get the water back on and gas leak fixed.
I contacted AHS and they have denied any reimbursement because their team did not label the ticket as an "emergency", and due to the fact I had to hire a non-AHS contractor to fix it when their contractor was unavailable. I escalated the ticket and got the same denial. If you ever have an emergency or urgency in a fix, they most definitely will leave you stranded paying for it yourself. Very dishonest company.
Thank you for bringing this issue to American Home Shield’s attention. I understand how disruptive water heater issues can be, and I would be glad to speak with you to further discuss your claim and your experience so we can work toward a resolution.

Alpine Appliances was supposed to fix the dishwasher and the stove for my tenant. They went out there, looked at the dishwasher and got whatever they needed to get for the dishwasher. When I called them out there to fix the stove, it was one burner that was not working. By the time they ended up leaving, the whole stove wasn't working. It started smoking. They said it was an electrical issue. The repairman tried to say it was messed up, that somebody didn't connect it right. I was left with a tenant with no stove. I had to go buy portable burners so she would be able to cook ‘cause she's a single mom with four kids.
Alpine Appliances had to order the parts for the stove then they came back and fixed the dishwasher. But whatever parts they got for the stove were not the right parts and this was two weeks later. They had to reorder the parts then they set up another appointment. When they set the appointment up, their technician got sick, so they had nobody else to come out. We were already going on a month. Finally, they were able to come out and fix it but the next day, it stopped working again. We had to call them back out, and they said it was something electrical. I think they blew whatever fuse was going on. There was nothing wrong with that stove but as soon as they came out, they made everything worse. The electrician ended up coming out and fixed whatever had blown up.
For the amount of money I paid for American Home Shield, I could have had me a brand-new dishwasher and a new air conditioning unit. I was gonna cancel them but they credited my monthly fee twice. I started off at 80 something dollars with them, but now it's double. It’s ridiculous. I also like filing claims online but for some reason, it does not allow me to select online for the air conditioner. It doesn't say central heat and air. It doesn't give me that option. It's always a window unit or some evaporator, and I don't know if that's what they call an AC. When I have an issue with my AC, I have to call.

I had a good experience with Exmore Repair Service. They were able to fix what the previous team that was dispatched was not willing to fix. In this situation, I had an issue with my washing machine, and it continued to break within that 30-day guarantee. On American Home Shield's website, I didn't see an option to re-dispatch a tech under that guarantee that it's gonna be fixed for 30 days. It was forcing me to do a new claim and I didn't want to be charged with the extra fee. But all in all, if it’s the initial claim, the website seems to be pretty good. It’d be nice if there was an app though.
I also wish American Home Shield would improve with customer interaction and communication, namely being to be able to understand the people better. Some of the accents are very hard to understand especially over the phone. I understand call centers are pretty much contracted out overseas, but that can make it a hassle if I can barely understand the person when I'm trying to resolve a problem. I have had a little bit of frustration where I felt like they weren't very customer forward focused, in the sense that they were trying to get out of work than help me with the service that I've been paying for for years.
American Home Shield is only worth it in certain applications. I have properties that I can access quickly, so it works for me. But their guarantee could be longer because I've had other issues that happened just past 30 days, and I had to pay a new service fee for the same thing for them to come out. The contractors that American Home Shield works with are motivated to fix it the easiest way. That way they can make their money. I value the idea of what American Home Shield dos. But it's like insurance, too. It's no longer about insuring people. It's about getting as much money as possible out of people and making billionaires even more billions. The average person just gets raked over the coals with fees.

They contacted Appliance Repair Company who called me and set up the repair appointment to come out and look at it. But the unit was not repairable because the parts were not made anymore for it.
The repairman was friendly. Appliance Repair Company is a very polite company. They've come and fixed three things for me. American Home Shield wanted to replace the washing machine with white, but I didn't want white 'cause I have a gray dryer. I just chose to get the cash and buy my own to match better. American Home Shield is a good company to help you with anything that's broken in your home. It doesn't have to be a new appliance for them to come fix it. American Home Shield gave everything that I would need. They gave me their contact information in terms of who was assigned, which was Frida's at the time. Wrote their email, phone number, and let me know they would be in contact with me within that 48-hour window to schedule to come out. They are one of the better ones that I've dealt with over the course of claims that I have AHS. They reached out to me and came out as soon as possible. They came out a day and a half later.
When they came out, we had what we thought was a thermostat or a wall unit malfunction where it wasn't connecting to the actual furnace, which they ended up finding that it was that. They cleaned that out and fixed it up. That was it for the first claim. They were super communicative, and informative in what they let me know what they could do and how they could figure out something. They had to re-run some wiring. We had a wire that was for a smart device, and they connected it in a way that it would always read from the wall mount. The initial issue we had was it would not read from the wall to the actual unit. So, they made sure that they got that connection back working.
The biggest thing for me is having that vast array of contractors and the availability. I got assigned to Frida's because the company prior did not have any availability for two weeks and we needed someone to come out quicker because it was a furnace. AHS was able to reassign that, which is super helpful. I've had to call in a couple of times and check on some things and get things squared away, but those were just a matter of details. I've been pleased.

My dishwasher wouldn't go through all the cycles. When it got to this certain one, it would turn the machine off and the lights would start blinking. I tried to Google it myself, but that didn't work. So, I had to call American Home Shield. They sent someone out and when he got here, he was just fiddling around. He said that I could either pump this out or pour milk in the dishwasher. It kept making bubbles and it wasn't dishwashing detergent. There was no soap in it. He said the milk will dissolve the bubble. The light should go out and I’ll be okay.
I had no choice but to do it, because the lights were still blinking. So, I went to the store and bought a gallon of milk. If it didn't work with a gallon, I was gonna have to call somebody back. I poured half of it in there and sent it through the cycle, and it didn't get them all. The lights came back on, but not for the first time. I poured almost the rest of it in there again, started watching television, and the next thing I knew, everything was gone. The only way the lights would stop blinking is if it goes through all the cycles. I wasn't too satisfied in the beginning because it didn't make sense to me. But I took the advice and it worked. So, National Platinum did great. I've been with American Home Shield for a while now, and the coverage is good. AHS is a little pricey, though.

The upgrade program for my air conditioning went smoothly. I did it online and it's very easy. It's not a great deal, but it's average. I've talked to some other people, and they said it's not a great deal. If you shopped around, that's the same deal you would have gotten anywhere. But I'm happy. I was satisfied with the company that came out. They were wonderful. The whole HVAC system was replaced.
American Home Shield does the upgrade program through Frontdoor Pro. I was reading the terms of agreement with Frontdoor Pro, and I had misinterpreted it. I thought when my new system was installed, it would not be covered under my AHS policy anymore. So, I contacted AHS, and I got transferred around a bit. The person that I talked to at AHS said they have never been asked that before. They had to get with a supervisor. They put me on hold, and I had to sit on hold. I ended up having to call back twice before I got the answer. I got transferred back to Frontdoor Pro. By that time, I was a bit agitated.
I explained what the situation was, and I said, “This is just a simple question. The new unit that's going in, is it still going to be covered under my American Home Shield policy that I've got?” The rep said, “Of course, it will.” I said, “I can't get a straight answer from anybody.” I said, “The way I'm reading it under the terms of agreement, I must be interpreting it wrong then, because I thought I was interpreting it that, no, it would not.” He said, “No, that is not correct. The new unit will be covered under American Home Shield. What they're talking about is that you've got a warranty from the manufacturer that's good for a certain amount of time. So, it would go through that warranty first, and then American Home Shield.” I understood it finally, but that's the only little hiccup I had. Lowering the monthly cost would be wonderful. I've been with AHS for 13 years and it seems to go up every year.

The hot water tank was leaking and there was a failed liner. Tank replacement would have been the only option. I submitted the claim with American Home Shield and I never got a phone call from Barr Plumbing, the contractor. First off, I got my number and email in the account, but so was the number of the person I live with, Brinley and everybody was calling her first. I tried to make it a point to say that my number was the number to call, but it was not taken that way.
So, a week and a half later, I called and the tech said he tried to reach out but nobody answered. He also said he left a message. But nobody did because Brinley would have forwarded that message over to me. I tried to set some stuff up for that week but he said he was going to try on Saturday and that he'd call me. But he never called me. He then said he'd come on Tuesday and he did. He also pretty much came within the timeframe that he told me he would. He communicated with me that he was almost there and when he came, he confirmed that the liner failed. So, we needed a replacement.
I told him exactly what I was looking for and that I wanted to weigh my options. I wanted it replaced with an upgrade and that I'd like that priced out. He said no problem. Then he said he couldn't get the app to work on his phone for AHS. So, he called it in as I was standing with him. He gave AHS all the information of the tank and what I was looking for. They said on the phone that they would call me back and he left. After three weeks, I started calling AHS asking them what was going on. They said they were waiting on Barr Plumbing but I told them that I heard on the phone that AHS was supposed to reach out to me but I never heard anything. Then I started calling Barr Plumbing and they weren't responding. They tech wouldn't respond at all either. Eventually, I gave up. Two months later, I finally was able to get ahold of them and by that time, I had reached out to my realtor who had a contact with AHS and they got the ball rolling.
Then, right as they got a new plumber for me, Barr Plumbing's tech reached out to me. At the time, I didn't know about the new plumber yet. I told him that I wanted to look at the upgrade option versus the replacement option. I told him that I needed a quote back for both and I needed him to reach out to AHS. I also asked when should I expect to get my requests and he said either that night or the next day. A week and a half later, he texted me a quote but you couldn't even decipher what it was. It was like he typed it up too quick and sent it out. It was not what I asked for.
So, in between that time and when all this started, I had tried to reach out to him multiple times. I was losing on both ends of the stick between AHS and him. I deal with a lot of plumbers and he seemed like a fly-by-night kind of guy. He was telling me he was working until10 o'clock every night, doing this and that, and I don't know that that was truthful. If it worked out for him, I wouldn't have want him working on my stuff. I could be very wrong, but he seemed very irresponsible and unreliable.
Also, I couldn't express any further how dissatisfied I was with my experience. But I won't put that against AHS. The person that I dealt with today that put me into the escalation portion of it was very good. But, overall, it was the same song and dance every time I called. The rep I worked with at American Home Shield was Patricia and she was great, but when I called into the customer service line, I was just wasting my time. I knew what I was going to get out of it and I shouldn't have had to reach back out to my realtor. I’ve apologized to her and I felt bad to reach out to her. My experience here was awful, short of the last two weeks dealing with Patricia and her handling this. I didn't even come out with the outcome that I wanted here. The tank is getting replaced. But I wanted to upgrade and work through that, so it didn't work out at all. It became a disaster.
I would tell my friends to steer clear of AHS and to look elsewhere. I would explain my experience and how much of a huge inconvenience it was for me. I could have had that replaced in half a day myself. American Home Shield's call center is obviously outsourced and not helpful. I called eight times and I got no help. They said they were trying to reach out to the plumber and at one point, I told them that I'd like to speak to a supervisor or manager. I wasn't rude or ignorant, and they sent me over to somebody that did the exact same thing as everybody else. There was zero concern and that really burned me. Nobody that I talked to cared until I started going through my realtor. It's hard to fathom how a business can operate that poorly on both sides, that first plumbing company as well as AHS.
Hi Joe Elkins,
We appreciate your feedback about American Home Shield and your recent service experience to have the repairs completed! I would be glad to speak with you and assist with the service you have experienced.

We called High Priority. This is the second time we called them. On the first time, they changed our water heater. This time, there was a problem with our bathrooms. They are flowing out. So, they looked at it. They are going to talk to AHS about whatever the part needs to be changed. For the second one, they just came in today. They have to evaluate and give the estimate to the insurance company who will then decide which to pay. The service guy took the pictures, and he's going to send them all the information. Once AHS will approve, they will bring in the part and try to replace it.
Overall, it's a good experience with American Home Shield. We've had them for almost 14 years. Their customer service has been good. It's just for the last couple of times, their reps' accent was difficult to understand. I think they were outside of America. I have to ask them, "Please repeat what you said." Job-wise and quality-wise, there was no problem.

I called American Home Shield for the washer and dryer. The washer had an error, and it would not wash the clothes. For the dryer, you had start it five times in order for it to dry. Then I called back and talked to a person 'cause I wasn't sure if the automated system went through as I got cut off. I did it as I was driving to work. American Home Shield assigned Atomic Tech and they called and set up the appointment. They were very personable and professional. They took the time out to get everything that they needed.
I like American Home Shield. The price is not bad when the claim is covered. It's always good to have a home warranty because you never know what can happen and everything is so expensive right now. But I'd tell others to do their research because sometimes American Home Shield is good and sometimes they're not. Half the time, you can't understand what they're saying. You got to keep asking.
Hello Tosca Wilson,

Next Gen Appliance Services came out for the refrigerator. There was evidently, a clogged line, because there was ice buildup in the bottom of the refrigerator. We don't have ice in that refrigerator, so it wasn't due to an ice cube problem. We submitted a repair ticket online. American Home Shield's website is fairly easy to use. The contractor called ahead, as I requested, and they were timely. They were very professional. They explained what the issue was and asked if I had any questions. They were timely in getting the repair completed. This is probably the second time in the many years I've had American Home Shield that I have been even remotely satisfied with the service.

I made a claim in February with American Home Shield to have my dishwasher fixed. Submitting the claim is fine. I went online, clicked some button. However, it took 60 days. It was terrible. And I had to make eight phone calls myself in order to get my repairs done. It ended up needing to be replaced. I had to wait 30 days. AHS first farmed it out to Sears. I waited 30 days for Sears to admit that they couldn't find the parts. But it I called American Home Shield multiple times to ask, “Where are we at?” They kept telling me the parts had been ordered, but no one could give me any tracking information or tell me when the parts would be delivered. I talked to seven people at their customer service thing, but got nowhere. I kept getting promised that I would get return calls, that they would send emails to the company. I couldn't call Sears and get anyone.
Mid-April, they came back and said, “You're gonna to have to replace it.” So, I ordered my replacement. I was told, when they delivered the right replacement, they would install it. Those people showed up, said, “You have a plastic water line. We can install it.” They left my dishwasher in the middle of my garage. I had to call another company to come install it. Those people did, but they didn't pay them to haul off the old one. I pay them, so I put in the work claim, and they do all the work. But I did all the work. I ended up taking four days off work to try to get my dishwasher replaced. I put my claim in on February 18th, and it got replaced at the end of April.
When the Sears person came to initially work on my dishwasher, he was very nice. He told me, “They'll look for this part for 15 days. If, after 15 days, they can't find it, they'll reach out to you about replacement.” Never heard another word from Sears. When I call them, I can't get a real person on the phone. AHS would tell me what they were doing to fix it, but zero follow-up. I've been an AHS customer for 20 years. I will probably cancel my services with them.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

I would love to have been done faster, but it is what it is. I've been with AHS for 20 years now, and it seems to be okay.

The furnace was broken. I went online on American Home Shield's app to submit a claim. The app was good. I was told someone would call me back because it was a Friday and had to go through the weekend. They said no one would call back until Monday, which was obviously not pleasant because it was very cold outside. Then on Monday, Crown Temperature ended up coming. We got the furnace and air conditioner. They still said they got to come out and do something with the air conditioner with the Freon. They got to test it. So, the air conditioner is not working yet and we're still waiting for that.
I was surprised at how little Home Shield covered. I thought it was going to cover more than what they covered because it said it covers up to 5,000. When they gave the estimate, they were saying it doesn't cover this or that, and I ended up having to pay 7,000. So, I'm still debating about the value of service if I start to pay 7,000. I was hoping, as a peace of mind, that I didn't worry about stuff like that. They could improve the coverage.

My most recent experience with American Home Shield was excellent. I wanted my air conditioner checked prior to the hot weather starting here in Arizona. So, I called them, and they actually do that service, which is wonderful. They charged me the $100 fee that I have to pay for having a technician. I called on a Friday, and the two guys came on Monday. One of the problems here in Arizona that people experience is that a lot of these companies try to upsell them or say, “Oh, your air conditioner needs Freon. It needs something, this, that, or something else.” These guys just came in and went above and beyond. They checked the filters in our ceilings and were on their way. They were really nice guys and were very professional. They did their job. They did a thorough job, and they were in and out. In fact, they were early, which is pretty unusual. So, this company is great. Submitting the claim was easy, too. I did it online.
We also had our microwave fixed last year, and they had to work hard to get that done, and they did get it fixed, and it still is fixed. The only thing with AHS is once you use their service, they start to hound you with emails and other promotional things. I don't like all that advertising that they send out afterwards. Other than that, my overall experience was satisfactory. I wouldn't say that AHS is the best, and I wouldn't say they're the worst.

I had three issues. The faucet in the master bath would not shut off and there were two issues with my toilet. Every time it would activate the fill, there was a hum coming in there. I used to do HVAC and plumbing and I know from previous times that the fill valve’s going bad. I also had a problem with the commode leaking down in the basement.
Once American Home Shield assigned somebody, they sent me a text and said it would be C & P Plumbing. Then a young lady from that office called me the next day and scheduled the appointment. The technician called me when he was on his way. They stayed in the loop with me. He replaced the faucet. It was all torn on to smithereens. Then he did something to the fill valve and it stopped making the noise for a couple days. But it's back making that noise again like it's gonna go bad. The leak downstairs was great for about a week and a half, but it's trickling now. It's been about a month and I was gonna call back to the company and report that it's not fixed. My toilet’s still leaking.
The problem I have is there's a disconnect with what the contractors can fix and what they get paid for. A lot of times, they don't wanna fix everything. They’d say American Home Shield is not gonna pay for that. It’s discouraging. I also had an issue with my dryer. The vendor didn't wanna fix it. American Home Shield kept making them come back out to do things until they said the dryer was shot. But American Home Shield didn't buy me a new one. I was upset with that. They always tell you, “If we can't fix it, we'll replace it.” That's a lie. On the higher dollar items, if they can't fix it, they're gonna give you out-of-pocket price that you got to pay to where you're basically paying a contractor. I don't like that part.
The price is too high for what American Home Shield is giving me. For I'm paying for, I should get an A-rated contractor every time who is knowledgeable. But they're sending me B- and C-rate contractors, where some of the others have sent D and F. I went through two home warranty companies. All of them advertise they'll do this and that but the last company I had was so full of garbage.
When my air conditioner went out, the first one I had wasn't paying for anything. I could have done the job and had $1,000 in my pocket for the portion they wanted to charge me to pay the contractor. I told them they could do the job for $4,000. I had a buddy who had American Home Shield and he was happy. I read a couple reviews and the reviews are good as well. That was why I went with them and out of all the warranty companies I dealt with, American Home Shield sends me reputable contractors. The other two that I dealt with, they sent me some clowns. They were sending their junior-most technicians who didn't know anything.

Something had happened to my compressor outside unit, and it went out. I called American Home Shield and they had somebody come out and repair it. They charged $100 deductible, but I had an out-of-pocket. They said it was for the Freon. The tech who came out was good. He came out late, though. He didn't get here until about 7:00. He was working out in the dark. I had to put a light out there for him to see. He said he couldn't come back the next day because he'd be so busy. Other than that, it was so far, so good with the AC unit. I just didn't like the extra money. I thought that he was gonna change out the whole unit, but they just repaired it. I had to pay $1,380, and they didn't even change out the whole thing and give me a new AC. There was no compressor back there.
I like the service because it helps when something happened like that. Now, I would have paid over 10 grand if I had to get two new units. So, I just went ahead with the repair. They gave me an option where if I wanted I can go ahead and receive the money and get somebody to put a new unit in. They're gonna give me $1,000 something, which was nothing compared to what I had to pay.

Wicker Plumbing had to come out because the AC company broke one of my sinks. Wicker did a great job. My interaction with the original AC guy wasn't great, but I'm not looking to be best friends with a contractor that comes over. He pointed out that I didn't have enough return air in my house, and that's why I kept burning up fans. They declined my claim for a new fan motor and installed a new return air.
There were three people involved: the original guy who came over to diagnose the problem, the guy who came in, installed the fan motor and left before I even knew he was here. Then the two guys who installed the return air, those guys stepped through my ceiling right above my desk and broke my ceiling. They had to hire a subcontractor to come and fix the ceiling. It was one thing after another. They came in and declined my plumbing. $2,000 later, I have another return air. My AC is working fantastically now, but it was expensive to get there.
They were fixing my drain. I didn't know that I had a drain problem. The condensation drains into a bathroom sink, and when he tried to adjust that, he broke the fitting, and it leaked really badly all over the inside underneath the sink in the cabinet. I had to have a bowl under there for a week and a half, waiting for that to get fixed. The Plumber came to fix that.
They did not have the fitting, a brass one. They left to go get it, but they never came back. About a week later, I finally followed up, and then they put me on the schedule the next day to come and fix that. The original issue was that the fan motor on my AC went out. It was a solid two weeks before everything was resolved, because the AC company broke my ceiling and they broke my sink, creating some problems.
But, everything is fixed now, and everything works great. But it was two weeks in the process. It was terrible. I recommend not using that AC company again. They did a good job at the end of the day. They just were sloppy in getting there. Full execution, end to end, everything works great. But it was a rough, very rocky road getting there.
American Home Shield has been great. They're very responsive, normally. Until this incident, all of the contractors they have brought in have been fantastic. I wasn't sure how this AC company got approved by American Home Shield, ‘cause American Home Shield’s standards have always been fantastic. They've always had the highest of highest and highest standards. And anybody that comes in and fixes anything, it's usually better than what you can make a phone call yourself and take care of. I've been using American Home Shield for 15 years, and this is the worst experience I've ever had with an AHS contractor.
Matthew Hiebert,
Thank you for taking the time to share your detailed experience. We're relieved everything is working well now. I had problems starting back in September of last year with my AC. There was a leak that ended up flooding my attic and caused part of my roof to collapse in on my stairs because it wasn't draining correctly so it overflowed and got all of my insulation wet. Over a short period of time, it caused enough weight to drop the entire drywall onto the stairwells. When the contractor came out and patched it, it was still a different color. I have an eight-foot section of my ceiling that's yellow instead of white.
The repairman American Home Shield sent out had to be told three times to go in the roof to look at the AC units but instead of blowing it out through the system so that it would drain outside of the house, he just hooked up the hose outside and blew all the debris back into the attic. It was a complete miss in how to fix or prevent it from happening in the future.
The AC unit was also making noise and we've called out for service calls. Crispy Air was the most recent one. Every time the unit shuts off, you hear a vibration in the ceiling above you in the attic. I ended up calling two days before Crispy Air came out. I had another company that I paid out-of-pocket over $300 to diagnose what was going on with my air conditioning system. They found a capacitor had failed on or was failing in one of my outside units. In the ceiling, the blower motor was what was causing that rattle. This was two days before my most recent service fee was going to be collected. I called up American Home Shield and they said they could send somebody out. That guy came out from Crispy Air and said that it was not broken because the blower motor was still working. He wouldn't do anything about that.
I've got all this documentation from the other company and after talking to him, he flat out told me, "Unless it's completely broken, American Home Shield is never gonna fix it. I'll go ahead and replace the capacitor because I feel like you want me to do something.” He replaced the capacitor and gave me the little pamphlet from American Home Shield about a discount for replacing the air conditioning unit. He also said, "The ones that they do are really cheap, and they're not the top end. So, I wouldn't recommend doing that.”
I called up American Home Shield. I told them, 1, I don't think I should have to pay for the service call, and 2, I don't think I should have had to pay for my coverage that I'm trying to cancel. I've been a member more than 20 years with American Home Shield but they treated me like I was a completely worthless individual. They offered to discount my service, if I continued, 350 bucks that would come off of what I was paying for the next three months.
I told them I was done with them. I've had to have four service calls and no one solved it until this guy finally replaced the capacitor, but he still didn’t fix the AC unit in the attic. They said the best they could do was $119 refund. I apparently need to send an email to the CEO of American Home Shield and request the same information and relay this to them. I was asking for something reasonable. I told them realistically, I should get a refund going back to September for those three service calls, as well as my $300 I came out-of-pocket for, and the $100 for Crispy Air, who just confirmed everything that I've been being manipulated and lied to since September.
American Home Shield doesn't take any ownership on fixing something yet they've continuously raised my rates. I used to be an insurance agent, and we didn't sell a version similar to a home warranty company, so I sent all of my customers to American Home Shield, which was over 500 customers, and told them that would be a good option. My mom and my brother had it, I'm one of eight kids. I was a big advocate for them, and now I am an advocate against them. They're extremely disappointing.
Bill Smith,

A piece of my dishwasher had broken off and melted onto the heater portion. Appliance Magic came out and fixed that. I submitted the claim online, and it was fairly quick. I like that I get everything done online, and I don't have to talk to anybody.
I was with AHS before and then got back with them again. I left and came back. There are times when they have some vendors that are not the best. I got my bathroom done before this last claim. There was a leak in one of the bathrooms, and it took the company three times to send technicians. The work wasn't that hard, but the leak was leaking downstairs, and they couldn't stop it.
The person that they sent the first time didn't want to open up the wall. I don't know why. They sent the first person three times, and then they sent this other person, and he came in and got it done. But otherwise, some of the vendors, like United Air Temp, did work. My air conditioner should've been replaced. It took a year and a half, and they just kept coming back. Finally, I was like, "Don't send them back." When they sent another vendor, the other vendor was like, "Oh, you need a new air conditioner." Yep, that's what I thought.
I paid all this money for these people to come in here. They need to make sure that whatever's getting done is helping the customer. For that air conditioning thing, it took me almost two years, with constant callbacks. I've paid way too much money for these calls, and it didn't get fixed until I put my foot down. They should've initiated getting another vendor to come out, like that second opinion. Same thing with Brick Street, when they did the bathroom, and I called American Home Shield and said, "It's still not fixed."
Eventually, at some point, they should say, "Let me see who else I can send, another vendor, because this one doesn't seem to be fixing it," and then work it out with the vendor, saying, “You didn't get it done." I don't know what that looks like on their end. But for the customer aspect, I shouldn't have to keep. But regarding Appliance Magic, they've come twice. They've always come through, and they've done the work quickly and efficiently. Appliance Magic was very good. They asked for a picture, and I gave them a picture. They said, "Oh, this is easy to fix. I'll be there." Came, fixed, left, and it was done. I'm using the dishwasher again.
I don't have a problem with AHS. There are worse home warranty companies out there, and I had one. I'm okay with whatever I'm dealing with. It's expensive, but efficient.
Meisha Thomas,

CML Pool & Patio replaced something on the pump that was not running. We noticed the pump failed on a Saturday and they were supposed to come Friday but they couldn't make it and ended up coming the next Thursday. They called they were sick. By the time we got somebody out there, it was almost two weeks. If you're buying an older house and you're not sure how long the things are going to last, American Home Shield is worth it. The price is decent as well and they are usually pretty quick with getting somebody out to fix stuff. However, sometimes their vendors are not local to where I live. They're coming out of Dallas, so it takes some a little bit longer to get out to us for service.

The initial issue I was having with the whole nine yards was a slab leak. American Detection came out and did it. But they said to themselves, they made a mistake. Then I called American Home Shield, and the lady on the phone asked me what was going on. I said, "I have a slab leak out here that I myself dug up, but it was not there." I asked them if they covered a pre-existing leak. The lady on the phone told me yes and that I had nothing to worry about. So, I asked her again before we hung up the phone, and she once again said, yes.
When I talked with somebody else that has the same type of voice, they also told me that it was covered and they would fix the ongoing process that I had. I also asked her twice and she said, "You do not have to come out of pocket for anything at all." When the Fix It guy came over there that American Home Shield suggested, he looked at it and then asked me, "What they told you?" I said, "Two women told me twice on the phone, I have nothing to worry about." So, he said, “That doesn’t sound right.” I said, "Well, you can call them." So, we sat in my living room and called some lady. I had them on a speaker phone. They told me that the two ladies gave me the wrong information. If so, that is American Shield's fault, not mine. She told me that I will come out of pocket all these. It was almost $3,000. I don't have that type of money. I didn't like that.

When I bought my house, American Home Shield was already the warranty service people for it. I've had them for over a year and I have mixed reviews. There are certain items like my refrigerator that they won't cover. They say they can't find anything wrong with it, which is a lie. I just gave up on that part. So, I have mixed feelings with how they handled that issue.
One of their technicians that they insisted on was where I had a problem with. They came out four times. They couldn't resolve the issue. I asked for a second opinion. He came in, and then they refused to take his opinion on it. The second technician was very good. The first technicians were horrible. That was the first choice by American Home Shield.

I had an issue with the pump. I put a request in to American Home Shield, and a contractor came out and said it was not covered. They said there was too much chlorine in the water which resulted in the pump not working. I had to call American Home Shield back and tell them it was not true that there was too much chlorine in the water as a symptom of the pump not working. I have an outside company that maintains the chlorine. There's someone that documents how much they put in there, and they do it weekly.
American Home Shield sent a second person who said there was a piece of plastic stuck in the pump that he was able to remove, that he got the pump working and I didn't need it replaced. The first one didn't know what he was doing at all. There was a much quicker turnaround with the new pool guy, and he was helpful. It was just frustrating that it got to two people in two different occasions. I'm not supposed to find my own contractor, but this last time, I still had to do the legwork and figure out what was wrong.
We also had submitted a claim for our refrigerator not making ice and our dryer. A guy came out and said he needed a piece for the dryer, but he didn't have it. Meanwhile, I'd taken off work to be there during this five-hour window. He also said he couldn't fix the icemaker because it had to defrost, that it was frozen from the inside, so it was gonna take a long time. It was completely worthless. We had to reschedule. I've had to learn a lot about what's acceptable and read through what's covered. I had something cracked with the pool, but they said it wasn't covered. They could have told me that when I called in. We had our pump rebuilt in January by the same company that just came out in April and said that the pump was destroyed and they were not covering it.
I've been an American Home Shield customer for years and years and my payment went from 120 to 150, but I don't remember getting a notice that the price was increasing. It is a little bit more expensive to maintain it. I just haven't had the energy to find anybody else yet. Over the years, I'm paying more than I'm getting out of American Home Shield. Maybe at some point, it'll be positive for us. I'm still holding out because I haven't had a situation where they took care of something that was a major deal. Until now, it's always been things that could easily be paid for.
Dear Courtney Wilson,

A little over last week, I had an issue with my washing machine. The contractor said there weren't any parts. We got the parts, so somebody needs to come to do the repairs. But the contractor was good. However, I had a very rough start with American Home Shield which was concerning my Whirlpool furnace. The company that I got was not reliable. I had to wait from September of last year to March of this year to get the problem resolved. Also, there was a delay on having them to come back to do the repairs, because I had to file a complaint with the local county. They did the job without a permit, and the electrical components of the HVAC system was not up to code. It took a bit of service guys to come out across the board to fix the problem. Because every time someone came out to fix the problem of somebody else, it was another issue. It was a headache.
Someone had introduced me to them before, and I already had somebody. I just decided to just give them a chance, see how that works, but it was very disappointing. They did their work, and they look for the lowest bid. Because of that, you get very poor service. I'm going to discontinue with them. If they said that they have to protect the customers and give them a peace of mind, for very sensitive work like this that could result in major issues, very sensitive work that requires local commission, like for code inspection, they should ensure that the people that they're contracting with, to go ahead and request permission from the city before they start any kind of work for the safety of the homeowner. AHS should take responsibility of that to make sure that the contractors follow the code regulations of the city that they're going to perform work in.

A1 Phoenix Plumbing came out here. My faucet was not going on hot water. There was something clogging it and wasn't working properly. They sent this man out and he said, "I'll put in the faucet." Great. But my kitchen is all black. I paid hundreds of dollars for the sink black and the counter black and everything goes along in my kitchen accordingly with color because I'm a design nut anyway. He said, "I'm going to put in a chrome faucet." I said, "No, you're not. That will screw up my kitchen and will look absolutely terrible." So he said, "I'll have to go back and talk to American Home Shield and see what they say." Two weeks later, he came to my house again and he had a chrome faucet. He said, "This is what they said I could put in."
I said, "I don't care what they said they put in. I paid thousands of dollars to have my kitchen color-coordinated the way I wanted it and you are not putting that faucet in." He said, "I have to go back and ask again." I was getting a little heated because insisted on putting in this chrome faucet. He left again and never came back. Never called me, never said anything was going on. I called AHS and they said, "What we're going to do is reimburse you for the amount of the faucet." They texted me on my email, which was nice, and said, "Here is the information we need from you." What they needed was all my banking information. I said, "I do not put that online. I do not like doing that on an email. Then somebody could get into it and have all my information and go to my banking account."
They said, "We'll take about 30 days or so to send you the amount of that money." I said, "Okay." Meanwhile, I don't have any hot water and my faucet doesn't work. And this was after three weeks of going through this thing with AHS going back and forth. The people they've been sending me lately have been terrible. I still haven't received the check from AHS. I had get a faucet with my own money, have a man come and put it in for me who knew what that he was doing, and it's fine.
I had another contractor come out for the water heater. This was five years ago. He put in the water heater. Cost me $1,000 to put in this updated water heater. American Home Shield does is replace basic, which is fine with me. The tech came out and said, "You got to get this permit and you got to get that permit and you got to update." Okay, I understand part of that, but $1,000 later. Meanwhile, I found out he did not strap the top because it wasn't the law then, but now it is, that you have to strap this little unit that they put up on top, which is a heater element. I smelled gas in my garage. They came out and put a thing in. It's like a rubber tubing that goes from one place to the other place. They put it in backwards. And there was something else that wasn't connected somewhere. They came back because the guy who came at the time before turned up my water heater.
The water was burning almost. It was up so high. I got a popped pipe in my house. I have a flood in my house because it got so hot. Cost me $8,000 because I had to pay for it. But I couldn't prove they did it. And on the back of their sheet, it says, "We're not responsible for anything once we leave the house." This other company came out for the water heater and he adjusted something on it. I turned it down to vacation and it was still on the hot side. It's not supposed to be hot on vacation. He turns it up and fiddled around with something. I had told him to come in and put his hand under my faucet before this whole thing started. He didn't. He said, "Yes, it's warm. Warmer than it should be." He went out and fiddled with it. Came back into the kitchen, put his hand under the water and the water is not running. The hot is gone.
I said, You were just here and it was just fine. Can you fix this?" He said, "No, I only do water heaters." That is when that problem started. He only does water heater. He's a plumber. I've had some bad luck with the four times I've had AHS do the work. But now, I'm older and wiser and I know what to ask for. Just give me what I got. Don't charge me $1,000 more and don't burn up my pipes. I've been with them for 10 years and haven't had these problems that I've had recently. They ought to check out these places that they send and the people they send. They would say, "We have one in another area." I don't know about the people even in my area. That's what AHS' job is. Tell me which one is a good one and which one has bad recommendations before they send them into my home from now on.

My experience with IAQ Heating & Air has been perfect. They've always taken care of us and are always on time. When I call them and I tell them I have a problem, they're on it. We've been using them for a few years now and I only want them to come and service us. Two years ago, when we had trouble with our heat pump, we got IAQ Heating & Air to come. Whoever came before them screwed us up. IAQ Heating & Air took pictures of the inside of the heat pump and showed us what was wrong. At that time, I had American Home Shield, and I insisted that they bring them back to do the work on ours. But down the road American Home Shield was getting a little pricey, so I switched over to somebody else. I should never have done that. I found out that IAQ Heating & Air wasn't in their realm so I canceled and went back to American Home Shield so I could have them.
When I had the problem just recently, American Home Shield said they had somebody working in the area in the morning, and they could get them there later in the afternoon. Their customer service is excellent. When I call, they know me. They stick to their word. They make sure they come out and take care of the issue. When we couldn't do anything more about my heat pumps, they replaced them. They have put in new heat pumps upstairs and downstairs and did a great job. They were there when I needed them, and they covered my claim.
Ms. Patricia Hannagan,

MV Installations came out for our dishwasher. When I submitted the claim to American Home Shield, it took a few days before I heard back. From the time I filed the claim until the whole thing was resolved was almost a month. I couldn’t use the dishwasher. It took the company almost two weeks to come out, and what they did when they came could have been done on the phone. In fact, they asked me to send them pictures before they came out. When they came out, they spent five minutes and looked at it. They said it couldn't be repaired. I got word back from American Home Shield that it was going to be replaced eventually, but it was in a long time. Then the company said it was not in stock and they don't know when it'll be around. I couldn't determine whether or not the people delivering were gonna do the installation or not.
I called the delivery company, and they said they don't install. They just deliver. So, I called American Home Shield. They eventually got ahold of somebody who would install it. Between the time I talked with them and I talked with an installer, and the time the dishwasher was delivered, it was determined that the delivery company does install. The bottom line is incomplete communication. Once they got it here and got it installed, it was great. The installers who came were in and out. It took within 30 minutes, and it was done. I felt bad for the guy that was supposed to come out and install it. This is after American Home Shield told me someone else had to install it. He made arrangements to change his extended weekend vacation so he could get here knowing that it had taken so long to get this taken care of.
I also had a home air conditioner problem. It vacillated. They repeatedly said it was covered, and then it was not covered. Somebody came out, and it cost me $1,600 because they wouldn't cover the refrigerant. Then they said, “We'll repair the part that's bad, but it's only warrantied for 30 days. And if it goes bad after 30 days, you're going to have to have us out again, which means another $1,600 to replace the Freon.” I was thinking that’s not warranty. Then they wrote back and said I was covered. I talked with them on the phone and they said I was covered and that they'd replace it.
Then I got another note from somebody else saying I was not covered. So, it went back and forth and back and forth. I'm still debating whether I'm gonna take them to small claims court. I ended up paying somebody completely different to do the work, and I know it got done well. That was how that warranty protection ended up. I just wish they’d communicate better. In addition to the $1,600, I had to play the deductible of $125 and I got nothing. My experience was mediocre. They need to communicate better.
We recognize that the experience leading up to the resolution is just as important as the outcome itself. Your feedback highlights opportunities for us to improve how we communicate, respond, and support our customers throughout the process.

The dryer was not drying. There was a broken piece on part of where it catches the lint, and the lint was being sucked into some part of it. It burned up some components inside. So, it wasn't drying. American Home Shield sent L & R Appliance Repair and they replaced those components. Looking back at my claims, this exact issue happened just a couple years ago. It was systemic of that. I was told at that point that with the type of dryer I have, it happens. It’s just not a great dryer. It's faulty after a certain amount of time.
As far as American Home Shield, if the service was just a little quicker, I'd be happy. It takes individual follow-up on my part to get in contact with the specialists that are approved by American Home Shield. After I submit the claim, they will tell me who my assigned person is. I don't hear anything from them and I always wound up having to reach out to the company. It's every single time I've had a claim. I've had to reach out to the company before they establish a schedule with me, and it really should be the other way. AHS should have some kind of quality control over the time frame from when the claim is submitted to when an appointment is scheduled. If I don't have a scheduled appointment within 72 hours of filing my claim, I'm not happy, and that's generally what happens.
The technician that came out to work on my stuff was overwhelmingly professional. They did an absolutely amazing job from start to finish. From the time that they called me right before they got here to when they were here, how professional they were, and in my house, when they got done and left, hands down, they did an excellent job. The only caveat was having to reach out to get scheduled.
What I like most about AHS is I have a peace of mind. I know that if one of my appliances goes down, I'm paying 100 bucks, and it's either gonna get fixed or replaced. That sits well with me. I've seen the cost of my plan over the years just rise. If I set something up, I would like for that to be my price. When I first started, it was $72. Now, it's almost 100 bucks. I get that costs go up and they got to pass it on to the consume, but at the end of the day, the expectation stays the same.
In all actuality, what more are they doing for me to warrant an increase in that product? Their services haven't changed. They're communicating with third parties to come and fix my stuff, and that's it. The only thing that I would say might change is the fact that the items that they might replace are a little bit more expensive. Even then, they set parameters on what they're willing to replace with. So, it's not like whenever I have to replace a dishwasher, I'm getting the Cadillac of dishwashers. They are assigning me one that's in line with the capabilities of what I had before. They replaced my washer one time with the same washer. That was awesome.

I had a few appliances that needed to be addressed. American Home Shield did not address any of them properly this time. It was a gas burner. It would not light up on its own intermittently, and only one burner was changed. I had to call the technician twice. One was a dryer vent, which was not changed, and the microwave, which has been leaking some oil. Nothing was done about those. I told AHS, “I'm not well, don't put me through this. Just get it addressed.” But they didn't do much. Previously, they have handled it well, but this time they did not do anything about it. The first time was online, then the first technician didn't do anything. He closed the claim without addressing the problems. He damaged one of the burners by poking into it. The second time, I had to call and reopen the ticket. I wrote to somebody, and they did not respond back to the email. It must have been closed.
I rated the technician who came as 1. When they completed it, I kept saying, “They're not working.” He just took a picture, snd went back, with a bad attitude. I put that also in the written email. But once I rated them as 1, they called me back. I said, “You wouldn't call me back.” They wanted me to change the rating, because it would damage their business. I said, “You are not addressing the problem, but then you wanted me to change the rating. I never received a call once from you to give me an update or address the problem, but you want me to change the rating because it's gonna damage your business.” That was crazy.

DGM Contracting Group came out for my AHS claim and they did well. They looked at the fan and, after that, they measured the fan and they gave me the small-sized fan. I asked them to go with the exact size, 48 inches, what is measured earlier. They went to replace that one, but that took a long time. The techs don't speak English. But they have a phone app with Spanish translation to English.
The timing has to be improved because it takes a long time to approve and get claims fixed. It takes almost 15 to 20 days, and that's not acceptable. We have a thing every month as a service fee, but they are not on time, meaning they send the request, the person comes within 48 hours, and they schedule an appointment that will take, again, three to four days. And once they come and have a look at it, again, they have to go and approve that information. They put it into the system, and then the approver has to approve it. Then they order the parts. Once they get the parts, it may take almost 15 to 20 days to fix one issue. Last year, a water heater broke. It took almost one and a half months to fix that in the cold winter weather.
