One of the WORST "home warranty" companies there is! I'd give them ZERO stars if I could Our A/C went out in las Vegas as temperatures approached 100 degrees plus. They sent a tech out two days later who brought in a stepstool not even a ladder and said he could not fix the A/C. He claimed that the unit was not installed correctly by the builder. But he could not tell because he couldn't reach the unit in the attic. he left without repairing it. I called Goettl A/C who fixed the A/C the next day at MY expense. AHS would not reimburse the costs!
Hello, we are sorry to hear you past interaction with AHS was less than satisfactory. Please note that after further review we see the issue was resolved. If you may have any questions or concerns, please feel free to reach out to AHS. Thanks

I moved into my house about eight years ago and I recently had a problem with my water heater. I had a bad leak, and I had to call American Home Shield. The customer service was amazing. At first, the rep was telling me that the techs could come out in two days. I told them it was raining in my garage and they put me on hold. They said they were able to move things around so somebody would be here shortly.
The tech was the best. I was pleased and excited that he made everything happen for me. The protocol is for the techs to do an observation, go back to the office and then come back to do the work. He did everything right then and there. He said if the meter reads a certain amount, American Home Shield will cover it. The meter read whatever he was talking about, and he just did the work because he had the piece that was needed in the car. It was a big pump and he replaced it and sealed it back up. It was beautiful. He adjusted the heat and the pressure and gave me instructions. He explained everything that he did and asked me if I had any questions. He was at my house for a total of 30 minutes. I was very impressed. I had an amazing experience, but I always do in the 20 years that I’ve been with American Home Shield. I love it and I always tell people they should get it. I was just telling somebody yesterday.
Thank you for your amazing feedback and for being with us for 20 years! We’re glad we could resolve your issue efficiently. We truly appreciate your trust and your recommendation!

We got American Home Shield when we purchased the home. It came with the home for the first year, and then I continued renewing it. We've had the service for 15 years now. I had a recent claim, and the technician that came out was exceptional. We had a broken line, and he put the actual chain.

We have a rental property with a washing machine that was broken. We filed a claim for it to American Home Shield. They had to replace the washing machine. They told us about it, and then they gave us the option of which one we wanted to buy. We chose it, and then they replaced it. It went perfectly. I was very happy.

It's easy to submit claims with AHS. Sometimes the follow-ups take a little time. That's one of the things I'm dealing with right now, that the company is supposed to come back here. I’ve been dealing with this claim for a couple of weeks now.
There were some other issues. Firstly, they came, they repaired the dryer, and the next time I used it, it was an issue again. So they came back, and they told me that I need to first clean the vent. I actually hired another company, and we installed a brand-new exhaust system for the whole thing. So now, I'm waiting for them to come back. I called American Home Shield twice. I called him again yesterday because I was a little bit confused. The company was supposed to call me. They said they did, but they couldn't reach me, which I found hard to believe. It's just been a little bit back and forth on that one, and I really want to get this done so I can start using my dryer.
Sometimes I feel like it's American Home Shield. I'm sure they hire people who are just looking for work versus more established people. I’m giving them another 48 hours. If I don't hear from anyone within 48 hours, I have to call back AHS, be on hold, all that stuff, and it's a little bit annoying. But their people who answer the phones are very sweet; it just takes a long time to get everything settled. Also, if the price goes up again, we're probably going to cancel AHS. Because we're getting to the point that there is no ROI for us on this. We just probably wouldn't continue with American Home Shield.
Hi Lidia,
We appreciate your feedback to help us learn areas of improvement for the better of our customers. We hope you continue to enjoy AHS and the customer service we provide.

I've been with American Home Shield for three months. Their process is okay. I have no problem with them. The problem is with the subcontractors. The company that they subbed out my claim to was horrible. I made my claim, and somebody showed up three days later. I had no refrigerator. One gentleman came, told me I needed a new refrigerator. I said, "Okay. You have to tell American Home Shield that because they're not going to listen to me.” The next day, they sent another technician out, saying, “No, you just need a compressor.” I said, “Okay. I'm not a mechanic. I don't know anything.” So, they ordered the compressor. Three days later, the compressor showed up. The contractor came and put the compressor in. Two days later, I had to re-claim because my refrigerator was not getting cold. AHS sent another guy out. That guy put Freon, because the first gentleman didn't put Freon. I had to buy a smaller refrigerator.
The last guy who came to put the Freon, because I wasn't home, my dad was, wouldn't move the refrigerator. My dad has a bad shoulder, so he can't do stuff. I called my dad and told the guy, “Whatever I have to sign, my parents will sign, just move the refrigerator. My dad can't move it.” He gave me a hard time with that. The company, Sears, was not a good decision. I would not recommend them anywhere, not even to my worst enemy. But I'm very satisfied with AHS. Whatever they told me over the phone was exactly what they did. I'm very happy with that. Also, in my contract with them is I have to pay the 125 for them to send out contractors, and they cover everything.

I saw American Home Shield online, and I looked into them and saw that they do veteran discounts. I figured that it would save me the hassle of looking for someone to fix things on my property. I wouldn't have to look for a reputable company to come to my house. I like that I could just call AHS, and they send somebody out to work on my property. That was the most convenient thing for me. The intention was to take away a lot of the stress from me and put it more on AHS. I'm a bit trying to save money here, but I'm still in between where I still spend money. I've only been with AHS for under a year. I'm still trying to figure out exactly if I want to continue with them.
The dishwasher leaked around the seal. The tech replaced the seal, and it still leaked. He came back and adjusted the seal again. He said one of the motor's solenoids was leaking. So, he ordered that part. When he was ordering that part, the dishwasher started to leak again. When he came back and installed the part, he readjusted the seal again or replaced it. When he first came out, he was high. You could smell the ** coming off of him. The other issue was he scheduled appointments without consulting with me. He just showed up whenever he wanted. Also, I have water damage on my flooring. I have to replace it but AHS doesn't cover that.

American Home Shield had a special and I decided to try them. I filled out an application early December last year. They had three plans that I was looking at, and I took the middle plan. I was looking at them as having them on a trial basis to see how they were, and so far, what they've covered is what I need. I have a very positive respect for them for how they have been treating me as a customer. I used them once recently, and it was very positive. I filled out the request claim online. It was very easy. AHS sent me emails and told me when the contractor will come. They came in the timeframe, examined the washer, and said they needed to order parts. They came back two days later, put the part in, and it has been working.
Thanks Patricia. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

American Home Shield offers outstanding services. They are the best home warranty I've ever had. They tend to resolve a situation. The price is going up this year because inflation, but it's a decent price that I pay them. The AI system is shaky, but everything else is fine. When talking to a person, it's very easy. The technicians are awesome as well. However, we had a bump with one our technicians over a plumbing claim. Unfortunately, we couldn't get ahold of that technician so we ended up switching back to BlueTech Plumbing, who normally does our plumbing situations if we have any, and they were fantastic.
The only concern I have is the refrigerator. We're covered for install and haul away, but we ended up contacting three different companies to get my new refrigerator installed and the old one hauled away. The original company was fantastic but they only do installs. We called back to American Home Shield and they gave it to another company. They came out, removed the old fridge, and installed a new one. Then I had to hire a plumber to install the AO system. Here in Arizona, we have bad water and according to the law, we can't hook it up directly to the line because it'll just destroy the refrigerator. I got a company coming out to pick up the old refrigerator today. The whole process took about three weeks because I had to reschedule the install because Whirlpool couldn't install it. American Home Shield was quick and efficient but they couldn't find another company that does all three.
Thank you so much for your kind words and for taking the time to share your experience! We’re thrilled to hear that you’ve had great interactions with our team and technicians, and that we’ve been able to resolve your service needs effectively.
We also appreciate your honest feedback about the challenges you faced with the plumbing technician and refrigerator installation. We have a gas stove, stove top. And one of the burners, you would turn it on. You would hear the click, click, click noise, and then the flame would ignite at a very low setting, but not completely around the perimeter of the burner. And then if you tried to turn the flame higher, nothing happened. It would remain a teeny, tiny partially lit burner. So, we called American Home Shield and they arranged to have a GE guy come. He came, and he fixed it.
Diana Roberts,

I've been with American Home Shield for almost 10 years now. Usually, when I open a ticket, the assigned contractor would call me for scheduling a time. But the last experience I had on my dishwasher claim was very bad because the contractor never scheduled a time or date. So I had to keep calling them, asking when they'd be coming and doing a schedule. Communicating with that company was awful. Nobody picks up the phone and nobody responds back to the text messages. I have all the texts going to him and to me. My calls always went to voicemail. Then, when I left the voicemail, they said they'd get back to me but that was an automated message. They never got back to me. So I sent some kind of frustrated text to him. Then he called me the next day and said he'd come back. He said he forgot to order the parts. So I had to keep calling him to do what he needed to do and I was not happy at all.
The tech explained that he was only a single person company and that he maintained everything. So it was very hard to get hold of him. In the end, it took me two months to get my dishwasher fixed. All in all, I don't have any problems with American Home Shield because the problem is with whoever is coming for the service. I would advise anyone considering getting coverage with American Home Shield to be cautious of the third party they're dealing with. We don't have any option to choose the contractor, but if the third party sometimes takes longer, we have to deal with it. The other thing is, when I call the customer service for American Home Shield, the call center is outside of the country and sometimes they don't understand things which is frustrating, too. Also, the price is a little high and when I changed my service to premium, I didn't get that premium service.

It's easy to make claims with American Home Shield, though they make you pay upfront for the service fee. Other than that, there's only been one time where I wasn't satisfied with the people who came and fixed what they needed to fix. And with me paying upfront, it was like I had no recourse to try to get them to fix it. They did eventually, but it seemed like if they didn't get paid until I was satisfied, it would make it a little bit better in my mind.
Having American Home Shield gives me peace of mind. I have them since I was in my 20s, which makes it 30 years, and most of the contractors they sent out were really good. Everything else works great and it would be even better if anything that could go wrong in a house could be covered, but I understand why they can't do that. Also, I wish the price was a little bit lower, especially since I pay the service fee when things need to be fixed as that's about what it would be costing me if I just did it myself. But it makes it easier not to have to schedule and call someone then try to figure out a good person.

American Home Shield's price keep going up, but everything is going up. I was thinking about switching or discontinuing it altogether because I think I pay more than I use it. I haven't needed anything major in a long time. Other than that, their claim’s process is easy to get started. Sometimes it takes my legwork to get the contractor appointed. I also used to have an issue about a few of their techs. So, if they came out a couple of times, when I called American Home Shield, I would tell them, “I do not want that one, so you have to send me somebody else.” I just recently did have a contractor come out, and I was pleased, although I had to call them to get the appointment.

My most recent experience with American Home Shield hasn't been that great. Almost two months ago, I filed a claim for my refrigerator. The person that they assigned never came out. He just ordered parts before he even looked at the refrigerator. Then when the parts got here, those were not the right parts. He also wasn't communicating or answering his phone. He told me that he's entitled off days and vacation days. He was really smart aleck, very disrespectful young man.
We had to call back in to American Home Shield and let them know what was going on. We have been without a refrigerator at that point almost a month and we have to end up having to rent a refrigerator until they could come back out. They ordered the parts. Three weeks later, he still hadn't come and put the parts on. When he finally came out, that didn't resolve the issue. American Home Shield then decided that after they had already ordered $1,400 worth of parts and servicing to pay him, they were gonna say it was not replaceable anymore.
When it came time for the replacement part of it, they told me I had a max payout of $2,000 but because they'd already paid out $1,400, they would only give me $558. I asked them for proof of the receipts but they wouldn't provide them. They told me I was just stuck with that amount. I ended up having to buy a new refrigerator, but they still haven't even sent me the 500 and some dollars that they were supposed to give me.
I've canceled American Home Shield since then, and I wouldn't allow friends to consider them. I would tell them to get the warranty through the manufacturer, not through a home warranty, because it's not the best experience anymore. It's a waste of money. You pay a monthly fee and when you file a claim, you got to pay another fee only to be told that you're not going to get it covered. I wish American Home Shield would stand behind what they say they're going to do, and that they would hire quality people that do the repairs because this is not the first time I've had an issue in the 6 years that I've dealt with them.

When both the refrigerator and the freezer had stopped cooling, submitting the ticket with American Home Shield was easy, and I got information that said somebody from Quality Appliance would be reaching out. I got a phone call from Quality Appliance and it was very good. They then came out and assessed the problem, and they ordered some parts. They told me once the parts came back in, they would give me another call back to schedule to come out to install the parts. They came back out and installed the parts, but it didn't work. American Home Shield had to escalate it to a different repair company.
This is the second time the exact thing has happened. A few years ago, we had an issue with our oven. Quality Appliance came out. They communicated really well and the guy was super nice. We had to wait for the parts then we had to wait for him to reschedule the appointment. He came back and put the parts in, but the oven didn't work. We had to get back in touch with American Home Shield. They then, at that time, had to escalate it to a GE repair specialist and I had to wait for that guy to come out. He came out and had to order a different part, and I had to wait for those parts to come in. Once they came in, I had to wait for another reschedule. It took seven weeks to repair the oven. Now, the refrigerator is almost a carbon copy of that situation. It's been five weeks so far, and I'm still waiting.
Today I called the second repair company that American Home Shield has sent us to for this refrigerator to find out what the status is. The lady told me that they were waiting on American Home Shield to get to get approval to order parts. I called American Home Shield and they said that's not the case. They contacted the repair place and told them they don't have any requests for parts ordered. Supposedly, that company is gonna call American Home Shield and put the parts request in today. But it's been an absolute nightmare. To be seven weeks without an oven and to be already five weeks without a refrigerator is absurd. The turnaround time needs to be improved. I don't know if they have other repair companies that they contract with so they have more options in the area.
I don't know if I'm gonna keep American Home Shield or not. The only good experience I have had with them was when we had an air conditioned unit that had problems, that went pretty smoothly. The app has gotten much better over the past several years though. Three or four years ago, it was awful. Then they revamped it, and they made it where you could place a service request on the app without having to call in. Calling in a few years back, there was a wait time never less than an hour, and that was the only way you could file a service request. If you use the chat app or if you call, you can usually get somebody fairly quickly. But they don't really go out of their way to try and help you in any way.
Hal Cockerham,
We apologize for the ongoing issues you've faced with your refrigerator and past experiences with repairs. My mother set up a policy in my name, on my house. I had someone come out and look at a plumbing issue, the janky company they had come out ended up breaking my washing machine and left standing water in my laundry room. I called American Home Shield and the woman I spoke with at laughed at the situation and hung up on me. I called back to cancel and the man was very apologetic, said they would refund the $125 service fee and would NOT charge me a service fee when they came to fix my washer (which made sense since they sent someone who tore up my house) and I was fine with that. They have not refunded the first $125 and did in fact charge me another $125 fee today.
I called they said both would be refunded by Saturday. I simple asked for an email confirmation stating that and they blatantly refused saying they don’t send out emails (they sure send out spam emails). That in itself is very concerning, you also cannot speak to a supervisor or any level of management and they will hang up on you if you tell them you need to speak with someone else. I then called back to just cancel the policy and they refused to allow me to do that either, however, the only way to cancel is over the phone. I then spent over four hours on the phone being hung up on each time getting nowhere. They still refused to cancel my policy. This is very illegal. I am just going to have to change my banking information I guess to prevent them from continuing to take funds. My advise; do yourself a favor, save your time and do not get involved with this crooked company!

I'm giving AHS one star because zero and negative ratings aren't an option. I have paid $123.00 per month for over 5 years now thinking I had peace of mind in case something serious happened. How mistaken I've been. That's over $7,500 in case you didn't want to do the math. Two weeks ago my HVAC quit working, I'm in West Tennessee, temps have been in upper 80's to low 90's, high humidity. Called AHS, was told someone could check it in about a week. I told them this was unacceptable, contract says I can use my own contractor if needed. I called Jackson Electric and HVAC, they came out same day. Unit has leaks in coils, not worth repairing if the parts can be reasonably found. AHS notified, I proceed with replacement of system, told to submit my paid invoice for review and reimbursement of up to $5,000 toward my cost of $12,000.
The nighmare begins, they claim I didn't request to use my own contractor, they deny my claim, I ask to escalate to management to appeal, promised return call three different times, no one ever calls. Forced to repeat story 10-12 time over the last two weeks. Finally get fed up and ask to have contract cancelled, told by the typical-barely-speaks-English phone center person that they can't do that, someone from membership services will have to call me. I wait, I call back 5 days in a row, no one ever calls. I finally resort to calling my bank and instruct them to stop payment from our account to AHS. As long as they were TAKING money from me every month we were best friends. When I needed to HELP me our relationship soured. Terrible, horrible, useless scam of a company. Wouldn't wish them on my worst enemy. Avoid American Home Shield like the plague!

I'm happy with American Home Shield. I had bought a coverage with them quite a while back but I canceled it because a friend of mine had a different company. I tried that company but I didn't like them at all so I then went back to American Home Shield. Recently, a contractor came at my daughter's house to work on a plumbing issue. They did a good job. American Home Shield also responded quickly on that claim as well. That's important when you've got something going on. They called me and made the appointment quickly by internet then by phone. But I would have liked if their contractor could have come a little bit earlier. It was a late Thursday or early Friday when I called them, and they put me off till Monday. It was a sewer issue, but at the same time, it wasn't backing up so it wasn't an emergency.

The air conditioner wasn't cooling. We had tried to use it but we weren't feeling any drop in temperature at all. American Home Shield sent out Seabolt Heating & Cooling, and my husband who was at the location said the experience was fine. The thing I've been frustrated about was I thought if American Home Shield couldn't get me scheduled with somebody in 48 hours, that I could find my own person. Last summer, our air conditioning was messed up, and I was calling every day but they couldn't find someone in their network in our area. I had people that said they could go out and look at it, but American Home Shield wouldn't give me permission to get anybody until day 10. Also, my price keeps going up. Other than those, they're generally pretty easy to work with, and I would recommend them. We've had American Home Shield for about two years and the other experiences when they have found someone quickly have gone really smooth and fast.
Cindy Bandy,
Thank you for sharing your experience with American Home Shield. We hear your frustration with scheduling delays, particularly under urgent circumstances. We aim to continuously improve contractor response times and explore more flexible scheduling. Please rest assured, your feedback regarding rising costs will be considered. We're grateful for your positive experiences and your willingness to recommend us. If further assistance is needed, we're here to help.

My dishwasher and garbage disposal are on the same fuse thing, and there was an issue. The electrician that American Home Shield sent out said that since they were on the same circuit, when one of them went out while plugged in, it also knocked out the other. So both my dishwasher and garbage disposal were knocked out. I just got the dishwasher from American Home Shield not even a year ago, so I kept thinking it couldn't be that, because it's brand new. But when the tech came, he went right there into the fuse, came under the cabinet, did something, and the next thing you know, it was working.
I loved both the electrician and plumber who came in. They were such professionals. But I called in this claim to American Home Shield and it's always hard to get through. Also, the people that you get through to are some of the hardest folks to understand. Aside from that, I would lose some of them, so I'd have to hang up and call back until I get somebody who could understand what I was saying and I could understand what they were saying.
Other than that, I have American Home Shield for at least two years now and I have been pleased. Being a homeowner, you never can be too careful because things are going to break down since they're man-made. So, I would tell my friends to go ahead and get American Home Shield, then they will be able to rest. If something happens to their appliances, they won't have to pull their hat because they know they're covered. The price is good, too. I was just wronged the first time they sent K&S out. It was a nightmare and that guy was the worst of the worst. So, I was kind of fretting because they were going to send K&S out again, but they sent a different young man and he was a blessing.
Thanks Yolanda. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

When I call in, American Home Shield wants the deductible immediately before any service guy even comes out. That's fine, and I've agreed to that but it's all the leading up to when the issue is finally fixed that I have a problem with. Recently, Sears came out for my kitchen range and my oven that wouldn't light. When I called in for the service, they said that they would call within 24 hours but they didn't. Then the repairman called when he was coming out. He asked me at that point what the problem was and he assumed it was the electronic ignition. He came out, looked at it, ordered the part, and rescheduled another visit. The part that came was not the right part. He said it would put further damage to my stove so he had to re-order the part and he had it sent to me.
All these days, I had to be available from 8:00 as they give you a window of 8:00 to 3:00. The first time, he came at 4:15. He called me a quarter after 3:00 and said he was on his way. The next time, it was at the end of the day also. He was supposed to come on a Friday and I waited all day, but there was no call. At 5:00, I called in to American Home Shield to let them know nobody showed up and they said I had to call Sears. They said the appointment has been rescheduled between 11:00 and 1:00 on the following Monday. Again, I made myself available.
The repairman showed up at quarter after 2:00 and he fixed it, finally. He was very nice, but they had him so overbooked. Also the part that he had ordered was an aftermarket part and he told me we could not use it as it'll rupture my gas line. He was very knowledgeable and he knew what he was doing. But it took three visits to do it. Had he have called ahead, I could have taken pictures of the stove and the serial number then had that sent that to them.
When I had called for my front-loading washer when the door wouldn't close on it, it took American Home Shield over three weeks to fix it too. It was wintertime and it was through the holidays when it's the time where you have company and more laundry. I had to go to the laundromat to do laundry until it got fixed. That guy ended up coming out three times too. They called that time and asked me on the phone could I hold the phone up to it. Then the guy came out but wasn't prepared to fix it. He had to order the part. However, it wasn't the right thing that he decided was wrong with it so they had to re-order. Because of the holidays, I was told they couldn't be back until January.
But I've recommended American Home Shield to different people. I used to have HSA then my husband died and I got into financial crisis so I couldn't continue to pay for it. When I went to pick it back up, they said I had to go with their sister company, American Home Shield. I believe in them because I'm a widow that lives alone and I'm in my 70s. For things like this, I cannot fix it and I can't afford a brand-new one.
Dear Joan Bubna,
Thank you for taking the time to share your feedback. We sincerely apologize for the delays you experienced during the holiday season. In some instances, service delays may occur due to part availability, which can be outside of our control.
We understand that this may not be ideal, and we work diligently with our distributors to ensure necessary parts are ordered and installed as quickly as possible. We are pleased to hear that the part installation has been completed and appreciate your patience throughout this process, as well as the opportunity to serve you.

English was not his first language, but he spoke really good English. I could communicate with him, and I was very happy with the job he did. I've never had that type of a contract or an affiliation with anyone like American Home Shield. This is my first time and I am extremely pleased.

American Home Shield was part of a home sale. It has been two months since I got them and my experience has been satisfactory. I submit claims through the online portal. It's easy. The most recent repair was a toilet issue. However, the contractor wasn't able to diagnose the problem. The guess as to what the issue is was old pipes. With a new home, having AHS is peace of mind of knowing that there's something I can do if something falls apart. I don't know the condition of these things. It's a new home to me. Do your homework. Understand what's covered, what's not, and how it compares to other companies.

I want a hard copy.

I’ve been with AHS for a couple of months now. My sister recommended them. I am having issues with my AC, and I had it checked out two weeks ago, but it still wasn't working. So, the person came out again, and then American Home Shield is denying to fix it, saying it's a pre-existing condition. But I've never had issues with the AC before, so I don't understand how that's working. I'm currently in a second inspection for it and waiting for the results of that. The contractors have both been fine, and AHS’s app has been user-friendly as well.

This is the second house that I've had American Home Shield. Sometimes their customer service is good and straightforward, and you've got good tech, and it's taken care of. But sometimes it’s more difficult. It's not as straightforward as how it should be. Recently, I used American Home Shield for the air conditioner and the tech said that there was a leak in the interior of the air handler. The tech was very much by the book. It was clear that American Home Shield had very tight controls on what was worked on and what got approved. He turned in for further approval from the AHS office. So, he referred it for approval to do the repair, and American Home Shield denied it because they said it was normal wear and tear. I don't know how they would know that since no one came and got inside and ran any test on the air handler.
Dear Claude Lee,
Thank you for taking the time to share your feedback. Our records indicate that the service provider was authorized to complete the necessary repairs, and the service request has been successfully completed.

American Home Shield was good at first, but it's starting to drop off. They tend to want to repair or fix something versus replace it. They try their best not to replace things. For example, my refrigerator went out, and they were trying to order the part and put the part in, but the part didn't fix the issue. So, they ended up having to replace it. But I went a month without the refrigerator because they were trying to patch it up. That saved me from having to spend a couple $1,000 buying a refrigerator. But now, the cost of these warranties are going up. It's like double within the last five years. It started out at $500, and then eventually it's a $1,000 a year.
Dear Shawnte Russell-Staten,
Thank you for taking the time to share your feedback. We appreciate your comments and the opportunity to address your concerns. We understand your frustration regarding the refrigerator claim and the length of time it took to reach a resolution.
We recognize that being without a refrigerator for an extended period can create a significant inconvenience for any household. American Home Shield's goal is to complete all necessary covered repairs when recommended by the servicing contractor. Replacement is considered only when the appliance is determined to be beyond repair in accordance with the terms and conditions of the service agreement.
While this process is intended to restore the appliance to proper working order, we understand that it can sometimes result in delays when parts must be ordered, received, and installed. We regret that the initial repair efforts did not resolve the issue and that the ultimate resolution required replacement of the refrigerator. We understand the inconvenience this caused and appreciate your patience throughout the claims process.
Thank you for sharing your experience and for being an American Home Shield customer.

The coverage from American Home Shield sounded like a great idea for repairs, which was why I got it and I've been with them for about 20 years. In an emergency, you don't have to call all over the place looking for a plumber or have a friend or a relative tell you about the plumber that they had or have work done with. I like that American Home Shield has their own contractors, so you don't have to search for one yourself. They're good with small things, like changing out a ceiling fan or a garbage disposal. But they're not too good when it comes to something large. I had trouble with my coupler, which went out about three times over the first 10 years that I had that problem. And American Home Shield just changed it out. There had to be a deeper problem why the coupler kept burning out, but they didn't investigate further.
I called American Home Shield for the hot water heater and I found out I had to invest $500 before they would replace it. So, I'm always asking myself if it’s gonna cost me even more money, even though I'm paying a copay and a monthly fee every month. With the experience that I had with my furnace, I'm a little leery about them handling larger items in the home. But that doesn't mean that I would cancel my contract with them, because you need some type of coverage in the home. Some women are single and with them having that coverage, they can go directly to American Home Shield and let them handle that.

I've tried several other home warranty providers but got rid of them. Then I went to American Home Shield, and I've been with them ever since. I find their service much better. Whenever I call for service, I get somebody very quickly to get me an appointment with a contractor to make whatever repairs I request. They've been pretty good with that over the 18 years that I've had them. When I built my house was when I got American Home Shield and everything was brand new. I still got one in case something happens. But anybody who buys a house certainly needs to consider using a home warranty company because anything can happen at any time.
The only thing is American Home Shield needs to have some more contractors on their list. As I've seen over the years, contractors come and go. But these are contractors in Florida, so it might be different in other states. Other than that, American Home Shield pretty much gets me the good folks that are licensed and bonded. Their pricing is very competitive as well. They may be a tad more pricier, but the service is what I'm after. They have an excellent coverage. They've actually improved their coverage over the years.

I've been with them for over 20 years, and the service has been good. They have a lot of people now. When I first got the coverage, repairs were done the same week or the next week. They weren’t bad this time when my air conditioner went out. The contractors have been very good and fixed things. American Home Shield keep their word. If they can't fix something, they'll replace it. The customer service has been off and on. Some years back, I didn't like it because they would put you on hold, but it has improved. The only thing I don't like is that when they replace something, like my refrigerator and dishwasher, they don't remove the old one, so I had to hire somebody.

When Bluffton Appliances came out, I had a claim for my microwave. The top was broken and it wouldn’t turn on either. Then, our refrigerator was leaking water and the ice machine wasn't working. The dryer was also having issues. I submitted the claims over the phone and the tech who came was very nice and polite. I just called back because there is a new screeching noise on the dryer after a new piece was put in and the refrigerator is still having an issue. But other than that, the other two things are fine. I've had a lot of work done on the washing machine before and I was hoping at this time that American Home Shield was going to replace it. So, I was shocked that they continued to buy parts for it, and it continues to fall apart. They’re paying more in parts than to just replace something that is having a problem.
Despite that, I'm satisfied with American Home Shield. I've been with them for maybe eight years. I got them when I first purchased my home to have extra insurance on my appliances. I like most that everybody that I've spoken to during claims is very nice and the people who come out are professional. The fees go up every so often, though. Submitting a claim to American Home Shield is straightforward. You put in the claim, and they charge the deductible and assign it to an agent. The contractor comes, evaluates the problem, says they'll send the diagnosis to the company, and then you hear from them. Someone came out about three weeks ago for a microwave. I was told the part was discontinued and not available, so they decided to replace the microwave, and it was replaced last week.
American Home Shield’s price can be better. But I have the highest level of coverage, which is the Platinum plan. I'm covered for almost everything, except two years ago when I had an issue with the air conditioner. I'm not sure exactly what was replaced but I had to pay an extra cost for modifications because that wasn't covered, and I paid the contractor directly. I've been with American Home Shield since 2023 and my experience has been fair. But if I have a claim, it's "press one, press two". I prefer to speak to a human because I'm an older guy. When I get one, I tell them my problem, and they say they will take care of it. But I never have any follow-up from anyone to ask how the service was.

Our experience with American Home Shield was normally amazing, but we had one bad-ish experience this past two months. It took them a little over a month to get us our refrigerator. It took them four different technicians just to tell them the same thing, that it couldn't be fixed. So, that was four different strangers in our home, and every time we called, “We need help. We have four kids, sometimes six here. We need a refrigerator,” they did nothing. Every two or three days, we were calling them, and we got the same answer. “You'll have to wait. You'll have to wait for another technician.” But all of the technicians that they sent out said the same thing. Why are we not moving forward? Finally, I put in a complaint with the Attorney General's office and literally, two days later, they sent us a Lowe’s gift card to get a new one.
They sent it while I was at the dentist’s office with my daughter, so I said, “Hey, hurry this process up. We're going to Lowe's.” We picked out the refrigerator, and they delivered it the next day. That part was quick, but that was Lowe's. That was not on behalf of American Home Shield. It was pretty stressful because with every phone call, they didn't have people from America. Every time you ask to speak with somebody, they don’t know what it's like. They're reading from a script. So, nothing really gets done. There's no emotion. Every time a tech came here and talked to us, they told us we're probably going to wait a month. We were not left with many options, and they said that we had one of the best ones. But American Home Shield is good to have because if we didn’t have it, we’d be out $1,200. So, it's hard to put a number on it.

Fixing the air conditioning or the furnace can be very expensive and American Home Shield would be a good idea, which was why I decided to get it. I have had it for three years and I've only used it one time, but it’s been excellent. I called the first time the air conditioner unit wasn't working properly and they called someone from the company that they have here in West Virginia. The tech put a thermostat on, but that was not the problem.
My air conditioning unit went out totally. On Sunday morning at 2:00 AM, I was so hot and frustrated, and I called American Home Shield. They answered the phone and told me that someone would be in contact with me within 24 hours from the service office. And they were. The techs were here on Monday and repaired it. At this point, everything's functioning properly.
Having the coverage lessens the worry in the event that something goes out. In the beginning, like everybody else, I was very cautious before I took out something like American Home Shield. But I've told several people about the service that I have gotten and how well they have been so far. There are friends that I hope also have a plan such as this because it is very beneficial. The price starts a lot lower, and it does increase but it’s not that bad.

When I bought the house, I called American Home Shield and told them what the problem was. They said they would send somebody out. Altstadt Hoffman’s tech got here and the first thing he said was that they would not be able to fix them. That's not what American Home Shield said. Everything's like that. The people who come to do the work say one thing, and American Home Shield says another. It's like somebody's lying, because if you have a home warranty and you have six items that were plumbing items, they should have fixed them all instead of trying to weasel out of it when they get here. It's irritating for the homeowner.
I call to submit claims and dealing with the reps is always good, although sometimes there’s a little bit of an English barrier. In my recent claim, the craftsmanship was lacking with the contractor who came out. They're not the sharpest tool in the shed and I didn't feel like they were certified plumbers. This house was remodeled 16 years ago. It irritates me that the first time the company came out, they took the easy way out with the leak on the toilet because it involved taking the tank off. If I were to do it and do it right, I wouldn't just put a $3 seal on something that's 16 years old when water's rough on stuff these days. They wanted to do the easiest in and out so they could make more money. And they don't even care about the customer.
The people that American Home Shield sends out to do the repairs are less than desirable. In this area, I always use Schalco Garage Doors Company but they sent Overhead Door. My opener went out, and the guys got the opener up, but the craftsmanship sucked. They hardly knew what they were doing. One of them kept stapling through the wire that runs up from the opener over to the wall. I also asked them if anything in my garage was in the way and the guy banged the ladder into everything he could. I have two dorm room refrigerators and the ladder dented them, so I’m out that money. I should have just paid out of pocket.
My springs broke under the garage doors and I told American Home Shield not to send Overhead Door but they sent them again. They use only one vendor, which sucks because it’s the worst company in this area. It was an all-around horrible experience. The American Home Shield reps answer the phone and act like they're gonna send it to somebody to fix everything. And the people who get here don't. My experience with American Home Shield is nothing like what I expected or thought it would be.

Get American Home Shield. It will help you. If you're not a handy person and you own a home, you're going to need something. It's not all the time that you're going to need it. But when something does arise, at least, you know who to call first. I've been with them for five years. I've had them before, and I've restarted two years ago. I got the coverage to cover the appliances in my home or any kind of breakdowns that might occur. I call them to submit claims and it has been easy. They provide you the name and phone number. You can either wait for the contractor to call you or you can reach out and call them. They have been great. But this last experience is a little different.
I had a toilet that leaked. I replaced everything in the toilet, but it still seemed like it was running. The guy said, "Oh, no. I don't see anything." He unplugged the garbage disposal, which was clogged. He fixed that. And I had an issue with a knob upstairs to control the water, because it was dripping. All he did was go upstairs and look in the bathroom. He didn't take anything apart. He didn't go through the water chase. He said, "I'll be in touch. We gotta see what the warranty is going to cover." He drew up this whole thing to say, “This stuff was broken and needed to be fixed.” I said, "How did he see all of that if all he did was go upstairs and look at the knob?" They came back and said, "It's going to be $532." I'm just waiting for my dad to come back from North Carolina so he can fix it.
I felt that was different, but also, because you're dealing with different contractors, you get different service. They fixed that. They unstuck the garbage disposal. I'm grateful for that. The toilet doesn't run if the water is on low. But when you need to flush the toilet, it's not enough water in the tank to flush it completely. That issue was not solved. With the drip that I had going on upstairs, I'm not sure how the tech got to all of this stuff, was a valve or this or that, because he didn't look at anything. He didn't even go on the wall. It's a panel that you can take off, and he didn't even look at it. I'm not sure how he arrived at all of that.
Those pieces that control the shower need to be replaced every five years. Just wear and tear. So, instead of just replacing the piece. The tech said that AHS would take care of the piece, but there was $235 for the piece, but I would have to pay out of pocket $537. That's crazy. Also, what AHS would do is charge you with another $100 to send somebody out. I don't have a beef with American Home Shield. The company maybe wanted more out of pocket money. This is the first time it happened. How many people experience things like this? It made me worry about getting the same kind of treatment if I have to call the next time. But every experience is different. I just didn't like this one.

We were with AHS for 15 years, and we left them and tried a different company. But we didn't like them. We went right back to American Home Shield. They've got good things. They got some things I don't like. I've had water heaters replaced. I've had a refrigerator replaced, a dryer, and a washer, too. They have always done well with us.
I live in Barboursville, West Virginia, and where we live, they have a hard time keeping people who want to deal with them. Sometimes they have a hard time keeping people. One time, it did cause a delay because they couldn't find anybody. Normally, I call then tell them I have a claim, and within 24 hours, I hear from a company. But this one time, it took them a week and a half.
I said, “My son's on medication that had to be refrigerated.” They said, “Can you go buy a little refrigerator, and we will reimburse you?” And they did. All companies have their little things, but we're pleased with American Home Shield. We've been with them so long. Over the years, it's changed a little bit. The price went up quite a bit when we finally tried to change somewhere else. But it was just so much easier with AHS. But I told them, “We left you because your price jumped.” And they said, “Okay.” I said, “It's just crazy.”
Also, I’ve got two houses. I have my mother-in-law's house, which we put under our name. And my house, and we put it under us. I said, “I've got two homes. What kind of deal will you make me?” They said, “This is what we've got going on right now.” I said, “You can't do better than that?” And they did. On one house, they gave me $200 off a year. And the other house, they gave me $100 off. So, that worked the first year. This year, when it was time to renew, I called. I said, "Can you do me better?” Because at that time, it was almost $2,000 for both homes, ‘cause it's almost $1,000 per house. They got it down to 13 the first year. And then this time, they put it down to 8. I want them to be cheaper, but it covers everything I want them to cover.

American Home Shield did a good job on my AC claim. They were very prompt and the contractor was very efficient. They were able to figure out what the problem was very quickly. They were very systematic and knew exactly what to do. I had a Sears guy come out before that but those guys didn't have a clue as to what they were doing.
American Home Shield has been generally very good. They try to fix an as quickly as possible. I call them for service and they assign a company that will come and fix the issue. They're very flexible as well. They have an AI tool, but I try to speak with a representative to avoid any miscommunication because that can cause a delay. They have a good set of technicians on their panel that come and find the issues quickly. I use the website to check the status of a claim, and that is pretty good as well.

American Home Shield was recommended to me by the Realtor who sold me the house and I’ve had them for about five years. Whenever I need service at my home, it's an easy process to get that. I just call American Home Shield. The reps communicate well, and my service is done efficiently and effectively. My experience has been positive. It’s not too expensive. But it is $100 a month so it’s a bill you have to pay, and every time the techs come out, it doesn’t add up. I've considered canceling, trying to see if it would be less for me to just pay when they come out. But it would be a lot of hassle to find the right reputable people to do the jobs, and I'm not in the area of my home. Having American Home Shield makes things a lot simpler.

My washing machine was leaking water. Had no idea why. Called American Home Shield, and they sent a tech. He looked at it, and he told American Home Shield that it was due to misuse on my part, because it was dirty. I wash the washing machine and dryer down every time that I use it. If not every time, every other time. I wipe it down or leave the hood up, so it can dry out. American Home Shield called me and told me they rejected his claim because of that. I said, "I don't know why. The washing machine is not dirty, and I need another one to come out." The rep said that if the other one comes out and gives them the same thing, I would have to pay an additional 125. I had no problem with that, because I knew that they were gonna come out and do the same initial thing.
The last one that came out opened up and pulled the part back out, where it wasn't stuck back up in there, which the other one did not even do. He just stood there and looked at it and came out and left. The last one opened it up. He pulled the part out, and he made it back. As he told me, “American Home Shield probably will not replace this part, because this part is a part of the top, and they don't cover the top.” I don't know why they put that part right there, where it was a part of the top anyway.
He said, “I pulled it out, best I could, and got it back up there where it goes.” I said, “Okay.” He said, “But I'm gonna go ahead and turn this into American Home Shield, see what they can do.” They didn't even call me. After five days, I called them yesterday to tell me that they weren’t going to cover it. This is what my issue is with American Home Shield. I had a water heater replaced by American Home Shield. They say that if they can't fix it, they'll replace it. They couldn't fix it, so they replaced it. But I had to pay American Home Shield the 125, and I had to pay the people that they sent out $600 and something out-of-pocket.
I reported it to American Home Shield, and there was nothing they could do. I had to pay out-of-pocket $600+ for them to go ahead and complete putting that hot water heater in. Then fast forward to this, they won't replace it. It's rusted. It wasn’t my fault that it rusted. Water rust stuff, and it just rusted. And the cup fell through. And that's why it was leaking. With the last, he at least pulled it forward, where it didn't fix the issue, but he pulled it forward. It wasn't stuck back there.
The very first tech who came here, I told him he had to leave. I'm not prejudiced at all. And I don't have a problem with a foreigner being here in America. My problem is, if you're gonna be here, speak English. He came to my house speaking his language on the telephone. I don't know what he said. He could have been calling me a bunch of dirty names, I don't know, but I know he had to go. Then he sent his brother. I knew it was his brother, because they look just alike.
I have an issue with American Home Shield. They don't research the people that they send here. But for the most part, I like the techs sent here. But, the one thing that I didn't get when I applied and got AHS was a written contract to tell me what is covered and what is not. I didn't know that my hot water heater was gonna cost me an additional $600. I could have gotten it fixed for the $600 I paid out-of-pocket.

It has been difficult to get some good people to do good work through American Home Shield and the time factor that becomes involved with it is also an issue. I had a claim for my HVAC and that went pretty smoothly. The same thing happened for my claim for the garage door opener. The folks contacted me and the next day they came over. The guy checked out my opener and fixed everything. They were very nice and that was a good experience. But I haven't had good experiences before.
Three months ago, I called in a work order for our stove that wasn't working properly. They assigned it to Sears Appliance and it took me two months to get my appliance fixed. I kept getting the runaround and I'm not sure American Home Shield really did everything they could do because it was just one put-off after another. The techs said they'd be here on this date and time, then they didn't show up. And that went on for two months. I raised Cain with American Home Shield and it didn't do any good. The guy that finally came and did it was a nice fella and he did a good job, but it took us forever to get it done.

I cancelled American Home Shield after having been with them for about six years. The price is great and they advertise to take care of you as a consumer but if you try to call them, you're on hold for an hour and a half, sometimes three hours. They constantly make mistakes. They send vendors that have no idea what they're doing. They hire third parties that are very unprofessional and trashy. They show up very dirty and their vehicles are disgusting. It's not an experience I would hope for anybody.
I would never recommend American Home Shield to anybody. Find a different organization that is well put together, someone who truly cares about the consumer, because simply because they sound good doesn't mean they're good. They don't cover anything. They claim to cover a lot, but when they show up to your job site, there's always an excuse not to cover anything. Their online tools are horrible as well.

I have a claim with AHS for my washing machine. The techs came out, tried to repair it, and then they left. Then they had to come back out again, and now we're bringing them back again. This is the third time for the same issue. During the spin cycle, it continually moves towards the right, so it has not been fixed. It didn't do that before. The initial issue was that the washing machine was leaking. And then they replaced the entire rubber seal for the washing machine. After that, the washing machine started moving to one side during the spin cycle. It was not doing that prior to that. So, it was one thing, and then it led to another thing. But I would still recommend American Home Shield. It's relatively easy to submit a claim. You pay the deductible, and someone gets assigned, and you go from there. It's really less stressful than trying to find someone on your own.

Myers Comfort came out for the preventative screening. I inquired about when it would be, and they told me that they were coming out; it was at no charge. I was very pleased with the tech. The only thing I had when he came in, he was supposed to inform his company when he first came in the door, and he forgot to do it. But he was very pleasant. He was on point. He did what he did and talked to me about what he was doing, and explained everything. I had no issues with him.
We've had AHS since 2000, and I'm pleased with it. I like it. I've always gotten timely responses. One major disappointment was when I referred my cousin. I was supposed to have gotten a referral for sending her. I got zero dollars. She put in a claim. And when the person came out to her home, she had cameras everywhere; the person did not do the work, and they said they did. And it was a dispute.
It took a little bit over a month to get it corrected, and she was correct. The person never did the work, and they said they did. American Home Shield made her hold with it, and she canceled the service. I couldn't be angry with her, because it was like they had to figure out who was telling the truth and who was not telling the truth. And the person lied about the work, and she canceled it. But I never got a referral. I haven't referred anyone else. But I'm comfortable with having AHS. If something goes wrong in my house, I don't worry about it. I just need to put in a claim, which I have no problem with.

We called American Home Shield for a plumbing issue a couple of days before the contractor was sent out. The repair guy snaked out the side of the house but he should have been there a little longer and snaked it out a little better. He said there was a fast buildup. I told him I could throw some hot water and vinegar down the drain and if he snaked it out a second time, it would be better. He just recommended a hydro be done. But it wasn’t that bad and didn’t need hydro. After he left, I put hot water down the same drain and we snaked it out, and the drains were running fine. The guy should have been more patient. But American Home Shield is usually always good and I will continue to use them. They're reliable. If we need a same-day service, they are always there 9 out of 10.

When I first signed up with American Home Shield years ago, they would cover everything. It wouldn't be an issue. Now, everything is questionable. I have a gas fireplace which they don't cover anymore. Little things that they changed in what they cover. Also, the contractors are very questionable. Their practices are shady. This last one I used, I had to get a new compressor for my AC unit, and they put a hard start on it because it wasn't working properly. You don't put a hard start on a brand-new compressor. That is crazy. The tech was shocked that I knew why he put a hard start on it, and he just shrugged his shoulders and kept it moving. I have to look at getting a new compressor or a new unit in next year. There isn't much I like about American Home Shield, but I like having assurance that some things in the house can get fixed. However, shop around and see who's the best one out there.

When I buy a new house, I would usually put a warranty on it because you never know what you're buying. I've had American Home Shield off and on since the '80s. I don't carry it necessarily every year. If I don't see any major problems coming up, I may just take my chances. If it's a house that I bought and I'm not sure about everything, I usually carry it for a couple of years. We bought this house last March, so I put it on this one. The techs are supposed to put a new furnace in this place today. It has a leak they couldn't stop and they've been working on it since I came here. They had to charge it last year, and then I had some high bills during the winter and didn't think about it. But when spring came, it wouldn't cool and had leaked down again. They couldn't fix it because it had too many leaks, so they decided to replace it.
The contractors have always come out and fix things if something blew up. The worst problem I had was with a house I bought in Ohio in '91. The furnace went out in the middle of winter because the heat exchanger had cracked. The technician walked in, went downstairs, came back up, and told me the heat exchanger was cracked and could put carbon monoxide in the house, so he had to shut it down. It was minus 29 outside, and they couldn't get a replacement furnace right away, so I had to use kerosene heaters for a couple of weeks. They eventually brought a new furnace and put it in. They couldn't get one any sooner, but they always fixed the problem. When I bought my cabin in North Carolina in 2015, some electronics went out in the heat pump. I didn't expect the technician until Monday, but he showed up on a Saturday because the part had come in and he wasn't doing anything that day. He came out and fixed it.
One neighbor wanted to know what was going on and I told her. She said they’d been in their place since 2008 and maybe she ought to put a warranty on it. American Home Shield's customer service has been very good. They've been working with an outfit out of Black Mountain that only comes down here a couple of days a week because it's so far, so sometimes you might have to wait a week until they have a few calls in the area. But when I had trouble with the air conditioner, everybody’s was out. The tech was gonna wait a week anyway. My wife has been away since Monday and she was all bent out of shape if the techs would come to fix the air conditioner. She’s not getting home until Friday but the techs will get it some by the time she gets home.

American Home Shield first sent Milton Plumbing and the guy said he would be there between 12:00 and 5:00. He arrived at quarter to 5:00, said he didn't have the proper tools, tried to unclog the sink, left plumbing putty everywhere, and said that was the best he could do. He struggled with what should have been a simple plumbing problem and even said he might have to go through my ceiling, which scared us. I asked American Home Shield to send someone else, but they insisted it had to be Milton Plumbing. After waiting another two weeks, no one showed up. When I called American Home Shield again, they assigned JD Plumbing. When the guy came out, he knew exactly what he was doing and what part to buy. It was excellent and he was the best one besides A1 Plumbing that works with American Home Shield.
American Home Shield has sent people who didn't seem to know what they were doing, and I often had to call back. One lady asked what my problem was, and I told her that if I were a plumber, I would know. Then, they were concerned about putting me into the queue and rating them. A1 Plumbing was here a couple of times, and they wouldn’t give them to me. I asked and they said they would have to charge me again if I wanted a different plumber. So, I told them to send me somebody else. I want local people to do my local work, and I don't want to have to call some company from Columbus that says they have sister companies and get some guy that may pick up the call for Milton Plumbing and use these little branches.

I'm really disappointed in all this event that's been going on. This case has been ongoing since November of last year. I've been through the bitter cold, because this was a very cold winter, with no heat in my house. The heat wasn't working. I got a two-unit system in my house. I first called American Home Shield and made a service request. They sent United Air out.
When they came out, it was a young guy. A lot of companies now are getting young kids that just out of school to do work. So, it was okay. He came and looked at the system. First, my heat downstairs was working. Then he said, "Let me check both units out.” When he checked both units out, he said, "Oh, your heat downstairs, I had to cut the gas off because it's not working.” I told him, "Well, it was working. But why it’s not working all of a sudden?”
He said he had to order a heater coil, the coils inside, up and down. I said, "But the downstairs was working.” He said, "No, it's not working.” So, he cut the gas off, and that was the beginning of my nightmare. I waited. Every time I called United Air, they said they were waiting for parts. I called American Home Shield and they put me on hold. Called United Air again and they came back and told me the same thing: they were waiting for parts. I waited a while for them to get the heater coil, because they said it's a part that they gotta order from the manufacturer.
All this time, I was living in a house with just space heaters. My electric bill right now is $1,200 because I've been living off space heaters. It's me, my wife, and my mother-in-law in the bedrooms. This was one of the coldest winters, because we got snow and freezing temperatures. Finally, they got the coils and came and put it in. Then they said they have to order the blower motors. So, now I had to wait again for them to order the blower motors. That took a couple of weeks as well. It was getting ridiculous. They fixed the unit in the basement. But then now, upstairs, they said once they put the blower motor, they had to order the panel, the motherboard. I complained to American Home Shield that I'm dissatisfied with United Air. They were not professional. I'm suffering in my house because of this company.

The microwave was the most recent claim, where it was too expensive to fix, so it got replaced. The only negative interaction was not the actual replacement, but they kept saying they were coming, and they stood me up twice. That was the bad part of that provider. On another claim, there was an issue with the washer rinsing. It would stop and create an error code. That one was my very first claim, and that one took a long time for it to get fixed. The person that they sent was not knowledgeable at all. He even told me he was asking for help, but they were not giving him the help.
On one of the claims, the repairman was very knowledgeable. I had my sump pump replaced, and that worked out great. I also had an issue with my dryer where it stopped heating. The very same day I submitted the claim, the repairman was in Sheboygan, and he accepted it right away. He came and had the part in his car. It got replaced the same day. That was a good one and I was super happy.
Thanks Adriana. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

When a bunch of switches went out on the house, I submitted a claim with American Home Shield online. Their website is easy to navigate and the price is reasonable. H&C Electric came out and I was told that smart switches were covered under the warranty. That's why I was surprised that it got denied. When I looked at the switch thing, it said all switch ports were covered. It did not have any aspects indicating that smart switches were not covered in the electrical switch component of the documentation. It would be a little bit more useful to know what is covered and what is not covered with clear documentation on that, and to make sure that all agents at all levels can describe that. I had to dig further down to the documentation, and the agents told me differently when I was on the phone.
Chris Umstead,
Thank you for sharing your experience with us. We're glad you found our online system easy to use and recognize your concern about switch coverage details. When the dishwasher was leaking, I submitted a claim online through the American Home Shield app. The app was pretty cut-and-dry. It was not too complicated. It was pretty easy to use. When the contractor came out, they were straight to the point. They saw what was wrong and it went from there. I still haven't got to replace them yet. But for them to come out and look at it, they came in the time they said they would, like the following week. There was a hole found in the tub of the dishwasher.
I'm glad we had American Home Shield. We've had it since we bought the house about 10 years ago. What I like most about it is that it's got a lot of perks, as far as you can get the appliances at a discount through GE. They're pretty thorough with some of the stuff. They also have the service where they come out and look at your AC units before the summertime. The only thing I ever had was that we had a miscommunication about what each plan paid. Because we thought one dollar amount was strictly for this, and we didn't understand that each time you called a repair or a technician to come out, that it would deduct from that dollar amount. Once we got to understand it, then it all kind of made sense. Every question I've ever had, American Home Shield always had an answer for me. Anything that I didn't really understand, they explained it to me in detail where it made sense. I never had an issue with anybody I've spoken with.
Will Alexander,
We appreciate your positive review and are glad the app and service visits have been beneficial. It's great to know our coverage and service options like discount offers and AC unit check-ups work well for you. We apologize for any prior misunderstandings about plan coverage, and we're here to ensure everything runs smoothly. If you need any further assistance, please don't hesitate to contact us.

I was not satisfied with AHS. I didn't even have it for two months, and the first problem I had, the first salesman told me that my air conditioner was covered being that is in the wall. No matter if it's a window unit or not, it was in the wall. So, I said, "Okay." However, a couple of days later, this guy showed up. He said, "We can't touch that. That's a window air conditioner.” I called back. Then he said, “No. He should never have been sent out.” I said, “He’s the only one I talked to. Said as long as it was a wall unit, it would be covered." He said, “No, I don't know who told you that.” I said I was not making it up. They were kinda insinuating that I was making it up. So, I wasn't happy at all.
Meantime, they took $100 out of me and tried to take $200 because I called for extra service. I didn't. I got an email saying that if I didn't hear from them in a couple of days, to call them. I got that straightened out. Now, they're trying to say that I don't have a refund. I finally got that figured out, but the refund has not gone back into our account yet. People should double-check what they're getting covered for and make sure it's covered. I didn't know that for every time they come out, it's $100, besides the monthly rate that you pay. I wasn’t aware of that.

Then found out that wasn't gonna do it, so we had to wait for a new one. But so far, I've been happy with AHS and the service I get. I’ve also told some people about AHS.

So when the refrigerator stopped working, I called him, and he said he would look at his paperwork. He took a day to let me know and I panicked, telling him I needed to have a warranty. A couple of days later, he told me all the appliances had a two-year warranty. So, all my appliances are covered, but I didn't want them. He told me to cancel American Home Shield, but I decided to keep it. My furnace is only a year old, but I still have other things in the house, and at 75 years old, I wanted to play it safe. My HVAC unit wasn't heating or cooling and when I submitted a claim to American Home Shield, it was in the middle of the winter and I wasn't using the AC. But I noticed it wasn't heating, so I just assumed that it was probably the heat pump and I initially put that in. It took two days to get the techs out and after they noticed that it was actually the compressor, they had to order the part. It then took four weeks to get them back out. American Home Shield tried to say it was the contractor's fault because they had to put in the ticket for the part, but it wasn't them. They put the ticket in for the part the next day because we both received the covered cost and what was not covered.
American Home Shield knew that the compressor needed to be ordered the next day. Instead, it took them three weeks to order the part after I reached out to the contractors. They said they were just waiting on the part so they could come back out to fix it. And they had to reach out to American Home Shield as I did. I knew what I was gonna have to pay out-of-pocket, so I don't understand why American Home Shield didn't order the part then. At this point, it's okay. I still notice that it isn't cooling as much as it's supposed to. If I have it on maybe 70 degrees, and it's maybe 80 degrees outside, it might get to 74 but it won't go all the way down.
When I had my HVAC covered, I had a $675 fee that I had to pay out-of-pocket, which was broken down to $75 for electrical and $600 for Freon. My coverage covers up to a certain amount of Freon, but it was supposed to be $10 per pound after that. So, I don't know why I got the 600 because all they needed was six pounds. Luckily, I had Freon on hand. Other than that, the coverage is good. My experience with American Home Shield was good and I would recommend the service to others. They should just make sure that they're on top of whether their parts are being ordered or not. Sometimes, it looked like communication was lagging between us.
Jasmine Davenport,
Thank you for sharing your detailed experience with us. We're glad to hear the overall coverage has been beneficial and you're willing to recommend us. I submitted a ticket online with American Home Shield and All Seasons was the vendor that got assigned. They came and serviced our appliance. American Home Shield's website was really easy to use when I ordered the service. I'm a real estate agent, so I'm used to navigating their site. Every homeowner should have the American Home Shield warranty and I would recommend them over any other warranty program because they don't prorate for the age of the mechanicals. So, if you have a 30-year-old furnace, they just get you a new furnace, they don't give you $100 toward a new furnace because of how old the old one was. And that really sets them apart from other home warranty companies in the market.
Also, their representatives are typically decent, but a lot of times they have a thick accent and are kind of hard to understand. So, that took away a little bit of the customer experience on those times when I have had issues that I have had to get escalated to the customer service teams. But pretty much everything is overseas nowadays, unfortunately. If American Home Shield had a customer service team that was more locally based, I'd be shouting their recommendation from the rooftops.

I purchased a plan from American Home Shield for my mother's house. I sent in a claim when the ice maker was not dispensing ice. The tech replaced the door and he fixed the initial problem of the ice maker and the water not working. But now, the ice is just crushing and it's not coming out in cubes. So it's taking more than one order to get something fixed. I haven't had a chance to call them back. Since then, I was going to call to see whether or not my garage door was on the thing too.
American Home Shield charges for additional things that they don't tell me about. With the ice maker, I paid their $100 service fee, but then they came back and took $97 out. I guess that was for the door. But if you're gonna charge for parts, I like to know that ahead of time. They are really good about calling you directly back as far as setting up the appointment. They're very punctual with that. If they say the contractor is going to be here at a certain time, they're here at a certain time and I appreciate that. But I would appreciate it if they didn't charge my card for things I didn't know. The tech said said he had to replace the whole door. But when he replaced the entire door, he left the old door for me to dispose of. Overall, I like American Home Shield. I like the fact they're very dependable and prompt. They'll call you back, or they'll have somebody call you back. I like that a lot.

I had some light switches and outlets go out. So, we had an electrician come out that was recommended via American Home Shield warranty. Right off the bat, it did not go well because the electrician was not a fan of AHS. So, we were immediately put in the middle, and it was extremely confusing. It was our first claim with AHS. I called twice, and so I was confirming some information because there were non-covered charges. The electrician has a second visit, and he said that we're basically paying for him. I was told it was an installation fee, and then I'm paying for parts. It was like a $60 part, which is wiring, and then I'm paying 300 plus bucks for the electrician. Then the electrician told us as well that the other contractor is based out of Sterling, Virginia. He said that they won't do anything either. So, it was very odd. It was really confusing and was not fun.

I submitted a request on the Home Shield's app for someone to come out and take a look at our dishwasher. It wasn't cleaning. The water would come in because the dishes would be wet, but they were as dirty going in as they came out, or coming out as they went in. I received emails from Home Shield showing the company that would come out. The technician opened up the dishwasher, took a look, worked on it, and then he ordered a part. About a week later, he came back with that, and he put the new part in, and worked on it. After working on it, he realized there was another part that was needed to fix it. So, he ordered that. In about another week after that, he came back with a second part, worked on the dishwasher, put it in, and when he was done. It's working. It seems to be functioning just fine now. When I wash the dishes, they come out clean.

I submitted a claim for the air conditioner and American Home Shield assigned this task to a third-party vendor. The techs came and checked the air conditioner system and said the compressor would cost 2,500. I reached out to American Home Shield and told them I'm not going to fix it with the vendor because its out-of-pocket cover is too much. I asked for the second option. American Home Shield gave me the cash offer but it was only $640, which includes the costs for the compressor, labor and Freon. But replacing the whole system on my own would have cost about $5,000. I asked them to give me the breakdown in writing so I could understand how they calculated the costs, but they didn't agree to that.
I questioned the vendor's charges because some of the costs were almost double what I expected. They wanted about $780 to replace the fuse line, but I could have had that done outside for around $250 to $300. I asked American Home Shield to send another vendor or have this vendor reduce the cost, but they said they couldn't do anything and had to use that vendor. In the end, I didn't have a choice. It was my rental property, my tenant was without air conditioning, and it was almost 90 degrees outside. So, I agreed to use their vendor which meant paying about $3,600 out of pocket.
I checked this morning and they ordered the compressor, but I'm still waiting to do the AC. Overall, I was not satisfied with the way that American Home Shield is behaving. I even offered for them to just buy the compressor and send it to me, and I would replace it myself. But they didn’t let me do that, either. I should give them zero stars. It's the worst experience I've ever had with claim insurance. Their customer service is not very cooperative, and I'm not getting anything from the coverage.

The technician was wonderful, very speedy and quick. He determined right away that the issue was our thermostat. We needed a new thermostat and he did the rest of the tune-up. But the snag happened because I was having a hard time contacting American Home Shield to get permission to get the repair. He was here for a while, while I was waiting on the phone. I could hardly understand the young lady I was speaking with. When you have people who aren't native English speakers, it's challenging. It took me a long time to figure out what this young lady was trying to tell me. We finally got it figured out that I had to pay another $100 because this was outside of the tune-up and was considered a repair. That was unfortunate ‘cause he already had the part. After waiting almost an hour for that to go through, he finally got the thermostat in and it all worked out.
For the most part, American Home Shield has been good. We have two residences on them. One is our dwelling that we're in now. The other is a rental. It has been a lifesaver for the rental. It's the property manager that deals with that. Using American Home Shield's online service to set up a request is easy. But if you try to contact them, it's not easy to get somebody on the phone. I couldn't find the phone number anywhere in the app. They're a little expensive too.

I did a claim to American Home Shield for my dishwasher. The people they sent out were able to take care of the problem. However, there was a subsequent problem that came out of it that I had to call back. So, they were coming to fix my display, which was located on the door of my dishwasher. When they came back, they did fix the display, but then the dishwasher door didn't close the same way. Before, it had a gradual falling. After they left, the dishwasher door fell to the ground harshly. I had to reach out to American Home Shield. It was a little difficult. They kept telling me that it was a brand-new problem and that I had to pay another fee. I kept telling them, “No. I shouldn't have to.” It's a problem because there was an issue when the service technician left.
I had to escalate to a supervisor. They were able to just reopen the ticket, and they sent the same person. They fixed it after that. It probably took me speaking to about three people to get to that point where it became rectified. It was rather annoying. That's the first time I've ever really had a problem. I've had American Home Shield with other homes that I've had, and it's always worked fine. I've never really had someone give me trouble like they did that time.
Dear Tammy Rosado,
Thank you for taking the time to share your feedback and for being a long-time American Home Shield customer. We appreciate the opportunity to review your experience.
We are pleased to hear that the initial issue with your dishwasher was addressed by the service contractor. However, we understand your frustration when a subsequent issue with the dishwasher door occurred following the repair. We recognize your concern that the door's operation changed after the service was completed.
Please be advised that American Home Shield provides a 30-day recall period for covered repairs. If an issue arises related to a completed repair within that timeframe, the service request may be reopened for further evaluation without requiring a new service fee, subject to the terms of the service agreement. Our records confirm that the service request was reopened as a recall, and the contractor returned to address and correct the issue.
We are pleased that the matter was ultimately resolved. Your feedback regarding communication and claim handling is important to us. While we are glad the issue was resolved, we understand the process did not initially meet your expectations. We appreciate your patience throughout the experience and are grateful for your continued trust in American Home Shield over the years.

So, the total cost out of pocket would be about $1,700, which is a huge amount. It's one-third the cost of the whole HVAC unit just for a compressor and we don't know if the compressor is the cause.
The first contractor said there was no problem with my HVAC unit. The second contractor from the same vendor company came and said the compressor was the problem. American Home Shield said they could send another contractor, but I would have to pay another $125 trip charge. I'm already paying over $900 a year for the coverage, and every time someone comes out it's another $125, which is too much for me. My experience with American Home Shield has been very bad. It has been slow, and I still haven't been able to get my HVAC fixed.

When something happens, American Home Shield is always good and supportive. They take our calls and their representatives are knowledgeable people. They are very polite and I never have anything issues with them. Price is little bit expensive given this time, but I've been associated with them for eight years right now and they have been really my backbone for my condo. But the technicians can mess up their process so fast that none of us could do anything because there's a third person involved.
I registered a complaint for my cooking range on the 5th of March and when the tech came, he said he was getting the spare parts and that it would take time, 8 to 10 business days. He said on 8th he ordered them, and he never ordered that. He went and ordered on the 16th, then we had to wait for one and a half week to get the parts. I had to follow up 100 times. American Home Shield couldn't do anything and they had to go by what the technician said. I know it was not their fault, but the technician and the company was really not good. The job he did was okay, but the time he spent for us, for me to call and follow up with everywhere, was two weeks, which is not acceptable for that kind of spare parts which are easily available in Target, Walmart, and Home Depot. So he changed the coil and the cooking range is working fine now.
Komal Halankar,
We truly appreciate your long-standing loyalty of eight years and are delighted that our support team has consistently met your expectations. We're sorry to hear about the frustrating delay with the spare parts for your cooking range. We'll surely look into this to help improve service times. Your feedback is valuable for optimizing technician processes. Thank you for sharing your concerns, and we’re pleased your issue was eventually resolved. We’re always here to support you.

I joined American Home Shield in 2021. They were the first that was offered to me when I bought my house. The sign-up process was easy, because they wanted my money. However, I wasn't satisfied with the reps. AHS got people in there who don't speak English. I couldn't understand them. I was confused. That has been going on since I had the policy. I have problems with my air conditioner, and AHS has kept sending somebody out to repair, and they told me I need a new one, but they continued to send people out. A tech brought a young lady with him, and my grandkids were here. He rubbed on her instead of getting the job done. Now, AHS said I have to pay this large sum of money which I don't have. I have no air.

I've had the warranty from American Home Shield for several years and I noticed that the website is very limited on what you can check, even if when you want to explain, and you only have a limited amount of space when you start typing. When I got four keys made, the tech who came out was wonderful and highly professional. He was very knowledgeable and friendly.
Overall, I really, really like American Home Shield. Nothing is perfect, but I've enjoyed the experience. I've enjoyed the convenience of having that security. It gives you peace of mind because you don't have to worry. Also, you already know up front that you have a $100 fee, so you don't have to worry until you know once they get here, they can let you know if there's an additional charge. For instance, I had to pay an additional fee for my water heater, but that was fine. American Home Shield did tell me why. They did have to order a pan that holds the hot water heater, so that was in addition. But everything is up front. American Home Shield is very convenient.
Glenda Taylor,

I had a problem with my washing machine and the contractor, National Platinum Services, made me wait a week. And when the techs arrived on site, they said they could not replicate the problems we were talking about. We told them we had an error with our washing machine where it was not draining and my assumption was they'd clean the filter and look at the machine. They did not. I said the dryer was not drying properly and we couldn’t put very many clothes in there to dry. And they said they felt heat and it was fine. So, they literally walked in and did not even open up the toolbox.
The techs left less than 10 minutes later, after I waited a week without a washing machine and dryer. And I paid $150 for that privilege. I’ve been with American Home Shield since August of '25 and this is my first experience, and it's not a positive one. They were very unhelpful. My policy ends in August, and I will be terminating my contract then.
Sebastiana Saldanha,
Thank you for your feedback. We apologize for the inconvenience you faced with the service provided. I called around to several other companies and what convinced me to go with American Home Shield was the rep said they usually replace your appliances if there's anything wrong with it, and that you can combine your appliances for repairs. For example, if there's something wrong with your washer and your dryer, you can just use one fee to call in to get it fixed. You don't have to pay two separate fees. If it's electrical, you can combine all the electrical problems on one fee.
However, the only claim I've had with American Home Shield has been a horrible experience. It started out in November, and it should have been something that's very simple. I called them to let them know that my refrigerator was not dispensing ice. Their contractor came out, looked at it, and they said I would need a new ice dispenser. They replaced the ice dispenser. However, after the replacement part, it started making the ice, but it wouldn't dispense the ice. They came back out a second time and did another repair. This was during a snowstorm, and I let them know I got caught up in the storm, and I was out of state. They said they had to come at this particular time and to allow them remote access into my home.
They came and said they fixed the ice maker. When I came back months later and I tried to use it, it worked for a couple of turns but it stopped working. I called them back and let them know I was having the same problem that I called in for. They said since it was such a time difference between my initial call, I have to pay another fee. I said I should not have to pay another fee because it's the same issue. I've called American Home Shield to let them know that my fridge is not working. It was making the ice, but it was not dispensing it. This was after two repairs and three visits by the service technician, but they will not replace my refrigerator. Not only have I spoken to American Home Shield, but I've also spoken to the service people that they sent out and sent videos letting them know that the fridge is still not working. But they only told me to contact American Home Shield.
American Home Shield has tried contacting the people that they sent out but they cannot get in contact with them. So, right now, I've paid for two fees but my fridge is still not working. Not only is it not dispensing ice, it has also started leaking water onto my floor, and there's no way for me to turn it off. The only thing I would have had to do is stop using the refrigerator because it doesn't have a shut-off valve for the water but they refuse to replace it. What I have to do now is I put a cloth there when it leaks the water, consistently go and squeeze that cloth out to dry the water out, and it's damaging my floors.
I have an elderly person in the house with no ice, no way to cool themselves down in 90 degrees weather, and my flooring is getting damaged. It's a negative zero experience, and it's a service I am paying for. I would never ever recommend American Home Shield. They're not responding to me and they don't wanna take any responsibility. The company that does the repair doesn't want to take any responsibility either but they are both collecting my money. I'm very dissatisfied.
Dear Lisa Case,
Thank you for your feedback. We apologize for any frustration this situation may have caused. Our records indicate that the service technician did not identify a mechanical failure with the appliance at the time of service. As a result, there was no recommendation for replacement.
Please note that the purpose of the home warranty is to provide covered repairs when a mechanical failure is diagnosed and repair is recommended by the servicing technician. Replacement may only be considered when the appliance is determined to be beyond repair.
Additionally, a recall is not applicable in this instance, as no repairs were performed during the service visit. If you continue to experience concerns with the appliance, you may submit a new service request for further evaluation. For additional information regarding service fees, repair-versus-replacement determinations, and coverage terms, please refer to your service agreement.
We appreciate your understanding and the opportunity to assist you.

The fan wasn't blowing and we were a week and a half without air conditioning. It was hot sometimes during that period, but it was also cold. The fan blade had caught on a part of the coil assembly inside, and that bent the blade. That had to be replaced. American Home Shield sent somebody out who was telling us repeatedly that he was 70 years old and can't wait to retire. We showed him what the problem was and how it had happened, because it was pretty obvious mechanically what had occurred. At some point, one of us noticed that there was a large rat dead at the bottom. He got it in his mind that the rat bent the blade. We told him the issue was there were two layers of coil wrapped within each other. The inside had slipped on one end, causing the other end to rise and when it did that, all it had to do was touch that blade and that was that.
He was gonna replace the blade and that was it but we knew that wasn't going to fix the problem. That was simply the symptom. He left in a huff and the paperwork came back that a rat had done it. He knew it wasn't true, but he didn't want to either do the work or admit that we were right. We got another guy out there and he looked at it. We explained the situation and he agreed. He secured the inner coil, so it's no longer pushed up, then he proceeded to talk about replacing the blade. When he sent in his notes. He told them that it was a design flaw or the manufacturer's, so American Home Shield denied our claim. We took the blade, got it replaced, and it's working.
After at least 20 years of being their customer, this is the first time we've ever had an issue. The guy was inept or lazy or both and American Home Shield was quick to jump on that it's not their problem. We're not ready to dump American Home Shield yet. But if we ever got another situation like that, we’d drop them faster than anything. We're not paying $100 a month for this. We're dissatisfied, and we feel betrayed. Don't let their contractors work without you watching them and don't accept what they say as gospel. They may or may not know what they're doing. American Home Shield may be paying rates too low for good companies to work with them anymore. We have a personal friend who has his own air conditioning company. Had we not been with American Home Shield, we would’ve called him. Next time we have an air conditioning problem, we're not calling American Home Shield, we're calling him.

American Home Shield's service, so far, has been fine. They called and made an appointment, and their guy came out, fixed my issue, and left. They followed up with an email for their appointment, and they called. So far, so good. Right now, it's a lot more expensive than it used to be to insured. Warranties are great, but people should read them and make sure they understand what's covered and what isn't. American Home Shield is great to work with, but I'd tell others to make sure they understand the policy and what they're paying for.
We appreciate you taking the time to leave a review. It's great to hear that your recent repair experience met your expectations and that communication throughout the process was clear and reliable. We also value your comments about the importance of understanding coverage benefits and limitations. Thank you for your feedback and for being a valued member.

We were buying a house and the offer came with a one-year warranty with American Home Shield. We've had it for 10 years, but I can't say I'm pleased with it. It takes a long time to get everything fixed. The last item we had repaired was a dryer, and it took over eight weeks. Every week they came out, there was something they had to do. They had to order a part, but it wasn't the right part, or the part came broken, and it's still not fixed. It took a million times, which was ridiculous. Before this, the most someone came out was maybe twice, and it had been a better experience.
I always submitted claims by calling American Home Shield, but this time I did it online instead of sitting on hold for a long time. Doing it online was better. The customer service was horrible. You can't speak to a person who speaks or understands English, which was very frustrating. The majority of the time, the technicians have been great. But with this last experience, I'm not sure what the problem was. For someone to have to take off work for eight Fridays in a row, there's something wrong with the technician. Up until this experience, American Home Shield had been a good company. I like that it's like insurance, so if something goes wrong, it's not going to cost a whole lot of money. People considering American Home Shield should do their research, make sure they understand the coverage, and the loopholes where they can take as long as they want to fix something.
Thank you for being an American Home Shield member for the past 10 years. We're sorry to hear about the delays and repeated visits associated with your recent dryer repair. We understand how frustrating it was to take time away from work week after week, and we apologize that the process took much longer than expected. While we're glad the repair has been completed, we appreciate your patience throughout this experience. We also thank you for recognizing the value of our coverage, the convenience of online claims, and the positive experiences you've had with our technicians over the years. Your feedback is important and helps us improve the service we provide to our members.

I had a clogged sink, and 24/7 Georgia Plumbing fixed it. While they were here, my husband had a couple of other things he had them look at, and they took care of them. Our experience with them was fine. I usually do my claims with American Home Shield on the phone, and the process is difficult for me. I am just old-school and prefer to talk to people, and that's the only problem I ever have with anything, not just them. It's just hard to talk to human beings anymore. So, I don't care for that. But it was very easy to tell them what was wrong in the automated system. Then they take my money, and within no time, they had already assigned me someone. So, the process was fine. As far as all the service we've ever really had from American Home Shield, we've always had good quality people that they deal with and send out here, and they're fairly timely, too.
Every time I call American Home Shield, they either tell me to go online or the automated system just wants to talk to me. If you try to get somebody on the phone, it's a hot mess. But I kind of almost understand it because they're just relaying messages, and you might as well do it yourself on an automated system. Because even if you talk to someone, all they're doing is taking all the same information that you're plugging into this other system.
I've had American Home Shield for over 20 years. We had it up with our house that we lived in Lawrenceville for around 20 years. When we sold that house, and we bought another house, we put American Home Shield on this house too. The only thing that would make me change is the cost, because it keeps going up and going up, and I've seen advertisements for cheaper ones. I pay about $80 a month now, and then their deductible has also gone up. But in the big picture of life, it's really not too bad, with the cost of everything else.
They put in a new garbage disposal. We've had to have a whole new water heater put in. When we first moved in, they had to do a whole bunch of work on our air conditioner. At the end of the day, if I add all that up, I couldn't even come close to what I pay a month, because all of that is a lot of money. They fix it, and if they can't fix it, then they give you a new one. I've recommended American Home Shield to several people in the past.
Abigail Young,

The gentleman from United Electric Contracting was very kind. I had to have a breaker replaced in my electrical panel, and everything went fine. But I've had experiences in the past where it didn't feel like it was worth the money I was paying. My air conditioner went out in the middle of over 100-degree weather, and it was a nightmare. I spent $15,000 when I really shouldn't have had to. I finally just had to call somebody else and have them replace my system because I was having to pay $1,200 to get the freon replaced every time American Home Shield's contractor came out to repair it, and they wouldn't take care of the system.
By the time I got through with all the times of freon, it was over $4,000. Also, to talk to somebody about that issue was like pulling teeth. It doesn't seem like I ever talk to anyone at American Home Shield. It's usually automated now, and I hate it. I don't like not talking to people. I can't get answers to my questions. If I want to talk to somebody, I don't have a clue how to make it go to a person. I've been in customer service all my life, and I'm retired now. It's very frustrating because if you don't have something that can get a canned answer, then you're just unfortunate.
If the breaker had been on my refrigerator, I don't even know how I would have found somebody to come out faster. My food probably would have been spoiled by the time they got here. I called them on Friday, but they didn't come out till the following Wednesday. It happened to just be on my spare bedrooms so it didn't happen to make a big difference in my life. But if that had been something really important that I needed done right away, I don't know how that would have worked because I can't talk to anybody at American Home Shield.
I was going to cancel, but I started having problems. I had a problem with a breaker last year and now, I've had another breaker problem. I'm really disenchanted with the warranty thing, and I have no idea whether I'm getting my money's worth because I probably would be better off just finding people that would come out to my house and take care of things for me rather than going through a warranty company.

Platinum Heating & Air provided good service and were knowledgeable. I called them when the heater was running constantly. They told me that the compressor was locked. After they check it, they contacted American Home Shield. But American Home Shield sent the wrong compressor so they sent it back. Then American Home Shield said they could not find a replacement and that they were going to install a new system. Having a home warranty is well worth it. I started using American Home Shield 14 years ago when I bought a house in South Carolina. Included in the price was one year of paid American Home Shield warranty. I barely used it the first year, but it's a good option. The price has been increasing quite a bit in the last years but I understand.

I normally call in for service, but recently, I've been using the app. Recently, my dishwasher wasn't running and the tech had to order parts. I've been using American Home Shield's service for almost 20 years and I haven't had any complaints with the service itself. The quality of contractors has been okay and I appreciate the time and cost savings. If something is wrong, then someone has to personally find the service provider. We don't have Yellow Book anymore. So, someone has to go through the internet and hope they find a reputable service provider. They have to go through a number of them before they find someone to give them a quote on the work and then hope that they get the work done. People basically become a general contractor as opposed to going through American Home Shield, where they handle all of that for them.
Thanks Judith. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

American Home Shield is a backup plan to hire somebody for you rather than you hiring your own person. They have good technicians. Recently, I went to the website and submitted a claim for plumbing. Then I received the name of the contractor and a phone number to contact them to set up an appointment, or they would call me. The next day, I receive a call from them that my appointment has been scheduled. Mr. Rooter came out and they were very efficient and on time. I'm very satisfied with them. The plumber replaced a part in one of the toilets to stop water from running. One toilet was clogged because of some debris in it. He removed the toilet out, took the debris out, and made sure he left everything cleaned and in good condition.
But depending on level of expertise and knowledge the technicians have, sometimes, they just make a visit and say nothing is wrong even though there are a lot of things that are wrong. For example, my refrigerator was cooling too much on the fridge side. A repairman came out and took my $125 for the service call. He said he fixed it but the next week, it happened again. They said there was nothing they could do. I have to submit a new request because I am outside that time limit when you can submit a recall. I have to submit another request and pay $125 service fee to them.
American Home Shield could improve on their reliability and their coverage. They always promise something but they keep changing the contract. One time, I asked them to repair my duct work because it was leaking, but they said it's not under the contract. They should be upfront with what is covered and what is not when you sign up for service. They only talk about what is covered but when a small issue occurs, they say it's not in the contract and they don't cover it. This is dishonesty which is the problem with American Home Shield.

I'm not happy with the service Yukon Appliance Repair provided, because they didn't fix my problem. And AHS is charging me $125 for nothing. I have a half a dozen electrical boxes that are out. It doesn't say in my coverage that they have to cut into the drywall to fix it. The company that now wants to do it wants to charge me over $1,000 to repair it. They have to cut into the drywall and find the location of the wires that are crossed and then fix the electrical boxes. But the people that AHS sent out do not do patch and repair. They only do the electrical. I talked to somebody yesterday for a good half hour, and they refused to refund my 125. Because I am not going to pay an extra fee for a cut into the drywall and patch and repair. But we’ve never had a problem before this one. We've been satisfied with AHS in the past.
Thank you for reaching out and sharing your feedback with us. We sincerely apologize that our service did not meet your expectations.
After reviewing your account, we confirmed that the service fee associated with your electrical claim was waived and reimbursed. We appreciate you taking the time to provide your comments, as your feedback helps us identify areas where we can improve and better serve our customers.

Recently, we did a request for the AC was not working. American Home Shield sent a vendor. They came and told us that we needed to change the whole system. But we didn't agree with that. So American Home Shield sent us another vendor. The other vendor told us the system is working, and didn't have any problem at that time. But we're still having some issues. So, recently, we did another service request. The vendor came and told us the problem inside the HVAC. Submitting the claim through the app was easy and very smooth.
The contractors that came were professional, but with the same issue, we were getting different information about the AC. So, we're kind of confused because when we get different contractors, we should get the same output or the same issue, right? But everyone is telling us a different issue. So, since we're not getting the right information, we're still out there. The issue still is not fixed. The AC is not working as it should.
Overall, American Home Shield responds fast. Customer service is good. Contractors are most of the time professional. I really like the new feature that American Home Shield has, where you can do a video call, and you can show them the issue, and then they can suggest whether to put in a claim or not. That's a good feature. But I wish there were a check and balance between the contractors. For example, with the first contractor with the AC, he was trying to get more work from us, because he told us it was not going to be covered with American Home Shield. So, he kind of proposed their solution.
Dear Natra Seyoum,
Thank you for sharing your feedback. Our records indicate that the service provider completed the recommended repairs and addressed the reported leak. The service request is now complete. Please note that your home warranty includes a 30-day recall period should you experience a recurring failure related to the completed repair.
Additionally, our records do not reflect any service requests or evaluations for an HVAC or air conditioning system. If you are experiencing an issue with your air conditioning system, we would be happy to have it evaluated once a new service request is initiated.
Please let us know if you have any questions. We appreciate your business and the opportunity to assist you.

Orion HVAC came out for an inspection. It was part of American Home Shield’s promo that they were doing, a spring refresh, replace your HVAC. You get an estimate on how much it would cost to replace and do an upgrade. I went through their portal. It was like, “Are you interested?” I went through the main. And then it was like, “Okay.” They sent a confirmation, not one, but two, which I thought was odd, but that bodes trouble. It said, “A rep will contact you soon.”
Two and a half days passed, but no contact. I called. And there was no reference to my submitting my interest request through their portal. So, we did it by phone. I was transferred to Front Door Pro. And Orion was their subcontractor to do the HVAC thing. And I got a ticket. I also submitted a claim with AHS, and I did a video thing, and that was pretty useful. That was regarding my dishwasher. I got that resolved. And the guy who came out on Saturday was very great and thorough.
Deena Bowman,
Thank you for sharing your experience with the spring refresh promo. It's concerning to hear about the absence of follow-up despite initial confirmations from our portal. We apologize for any confusion this caused and appreciate your patience in resolving the HVAC issue over the phone. We're glad the service for your dishwasher was thorough and effective. Your insights are valuable, and we look forward to serving you with a more seamless process in the future.

I have American Home Shield in two houses. I've done three claims with them, and they went smoothly. I had a contractor come in and do a new water valve. I spoke to the AHS tech and it was just general conversation. Everything was straightforward. The contractor tried just adjusting the water valve, but I told the company I already did that 30 times and I needed a new valve. They came back and fixed it. They replaced the valve for me. Everything's good now.
The one thing I don't care for is the time it takes from putting the claim until the people show up. I had a problem with the furnace once, and it would be a week before the contractor could get there. It was a big turn off, because if I had been without heat for a long period of time in the winter, that's no good. It seems that they delay getting a contractor there in hopes that you do it yourself, find someone else. But on these other issues I've had, they replaced a refrigerator. That was okay. But I had to use the refrigerator in the garage. The time it takes to get somebody there after you place the claim seems to be set up that way by AHS, that you fix it yourself because you don't wanna wait, or you can't wait, in some cases. The delay between the claim and somebody shows up is part of their plan. It's on purpose. If it's an important thing, the contractor will not show up quickly. Other than that, I'll continue with AHS, which is a good sign of how I feel about it.

American Home Shield came with the purchase of my new home. I have been covered since May 27th of this year. They called to welcome me. It came from the previous owners, through the closing. I knew it was there. They called to welcome me to American Home Shield, go over my policy, and ask if I had any questions. They were lovely and explained everything to me. They set me up with the app and made sure I knew what to do if I needed it. I've already checked it out. Also, the website has been very easy to navigate and understand my coverage and if I had any questions. I called in to ask about well and septic. They've been wonderful.
You need to have your home protected. It's not optional. Our pocketbook protected at the end of the day. You don't know what could happen. In the grand scheme of things, it's not a huge expense when you think of what could happen and what you would have to pay for anything that goes wrong on your home. Your home is your biggest investment that you'll probably make in your life. You have insurance on your cars. You protect everything else. You should protect your home. It's your biggest investment you're going to make in your life. Just do it. The price is very reasonable.

We had a dishwasher that wasn't working. American Home Shield sent out a contractor, Rick Monz, and they came out twice. The first visit was okay, but they had to get in and get the right diagnosis. So when the actual owner came out the second time with the second diagnosis, it was accurate and the recommendation was to replace it. He called us before he even came out and talked to me personally. But he thought it was something more than a pump isue based on the pictures that the first technician took, and that was why he came out to do a more thorough diagnosis.
We decided to get our own dishwasher and get reimbursed through American Home Shield, because we'd already done three weeks without a dishwasher. We felt that was the most efficient way as we didn't want to go through more rigmarole with American Home Shield and wait another two to three weeks. So, we didn't like that process. That was very fuzzy and up in the air. We didn't know what we were going to get as a product, so we took the payoff. Overall, this experience has been terrible.
We also had American Home Shield at our other house over a year and a half ago, and when we had issues with our refrigerator, they were excellent. We had a GE refrigerator and we were getting GE people coming out. They knew what to do and how to fix it. The process was efficient. But they have gone downhill and I'm not very happy with them right now. I wouldn't recommend them. In fact, I have a good friend that's in the same situation and she just canceled them for the same reason.
Getting somebody to come out and getting a technician that really addresses and knows the problem, is something that American Home Shield needs to prove on. They tend to send out just any person that may not have that expertise. A good example is Rick Monz who was able to handle the dishwasher, but when we had a separate claim for them to come out and deal with the refrigerator, it took almost 10 days to realize, and for American Home Shield to get back to us, saying that this company didn't have the expertise to do the work on the refrigerator. By the way, here we are with the refrigerator still sitting a week later, since we had a video conference to address that situation, and we still don't have that result.

The plumber that American Home Shield sent out was terrible. He didn't even try to figure out what the problem was. He didn't even seem like a plumber. The only thing he came in with was a flashlight. We were trying to explain the problem to him but he didn't even follow where the leak was coming from. He just splashed the light, and he told us it was the shower door, which we knew was not true. So I called American Home Shield again and asked them, "Can he come back out and follow up?" Because the first time, I wasn't there. My son was there. So, the second time, he did the same thing, and it seemed like he was a little frustrated about coming out again. But that wasn't the problem. So, I had to call American Home Shield and say, "I need a whole new second opinion."
American Home Shield sent somebody else and he came in with his tools. He opened up the ceiling a little bit, and he followed where the leak was coming from. The only thing I have a little concern about is that American Home Shield doesn't pay for access to open where the leakage is coming from. They only pay for the repair and to close up the hole. It is kind of weird to me because if the plumber's there, he knows where to open the wall. So now, I have to find a handyman who can come and open up the space, but I'm not even sure if he's going to open up the exact hole where it's supposed to be opened up. The plumber knows exactly where the hole is supposed to be open up.
Thank you for sharing your experience, Risha. We sincerely apologize for the frustration you encountered, particularly with the initial service visit and the need to request a second opinion.
We understand how disappointing it is when a service provider does not thoroughly investigate the issue, especially when you are trying to identify the source of a leak. We are glad a second technician took additional steps to locate the problem, but we recognize your concerns regarding access to the affected area and the additional effort required to facilitate the repair.
Your feedback regarding both the service provider experience and the coverage limitations is appreciated, and we regret the inconvenience this situation has caused. Thank you for taking the time to bring your concerns to our attention.

I'm so extremely disappointed. I have a warranty through AHS and they dispatched servlegacy. They came and said the compressor was bad and I needed to wait 6-12 weeks for a refurbished one or I need to purchase a new AC system. I was afraid of an infant overheating so we couldn't wait up to 3 months for a part so the only other binary option was to buy a new system. I contacted AHS to follow up with maintenance and was told that servlegacy gave a diagnosis of "no service required." No mention of the bad compressor or anything. I'm in disbelief.
You have no idea what people deal with in life. I already battle with several health issues. Dealing with something like this can really push someone over the edge. I'm a hard working mom. I swore an oath to the constitution for BOTH my jobs. I do what other civilians won't do. And I don't ask for anything in return. I serve and take things day by day. Of all people, why do this to me? Is it because I'm a woman? Is it because of my military career? Was it my race? What is it?
It is now day 12 and I still have no complete diagnosis from servlegacy that states what was actually inspected and the results. I deserve better. I pray to god no one else has my experience. I am working on terminating my warranty with American Home Shield and I will warn my neighbors in our community app and on ND about servlegacy. This is so sad. I'm in the process of contacting the state and county regarding AHS and servlegacy. This is so wrong how I've been treated like a criminal as if I'm trying to scam the system. This hurts bad.

Sears came out twice. I had a refrigerator that wasn't holding temperature, and the compressor wasn't running. So, the first technician that came out went under the hood because I've got a built-in, and he was just kind of examining things up around the compressor and all those components. After about 15 minutes, the refrigerator kicked on. I asked him what he did and he said, “I don't know. I was just touching things.” Then he said, “Since it's running, my mission here is over. The mission is to get it running again.” He buttoned up and left. I thought that was really not right, but the refrigerator was running.
Not quite a week later, one morning, I opened the refrigerator, and it was 50 degrees in there. So, I went back to Home Shield. They sent a new technician out, and he evaluated it, and he said, “I've got to order parts. I'll come back.” He ordered more parts than he needed because he didn't want to have to inconvenience me again. He came back out as promised, reinstalled only one of the items of the two that he ordered, and sent the other one back, and it's been working adequately since then. The second guy was on time. He was prompt, knew what he was doing, instilled confidence that he could fix the thing, and we really like him.
I recently moved my home warranty from another company to American Home Shield at the advice, and because of the experience of a couple of my neighbors. So far, I've been very pleased with their responsiveness. I've referred others to them. The only thing is the call-out fee is a little high for what you get. Also, I've not figured out a way to reach a real person with any of the American Home Shield numbers. I get a bot. I set things up online. It's easy. If I can get my business activated, and if I can get updates online, that's fine. But I had an issue where I really wanted to talk to a human, and I couldn't figure it out, and it frustrated the hell out of me. So, they got to have somebody answering that phone to talk to people like me that have a problem that they can't resolve online.

I've been an American Home Shield customer for close to five to six years. My most recent claim was my washing machine and dryer. They weren't working properly. Also, my air conditioning system wasn't working. I spoke to a representative to file the claims. The contractor tried to come within two to three days, but I wasn't available. It was less than a week. My units now work properly.
I didn't appreciate the increase in my policy without a phone call from American Home Shield. I called them three times to tell them that I wanted to cancel the service based on that reason. The first call, I asked the male representative why did my policy go up without anyone calling me, and he said because of the tariffs and inflation. The first call was in May. When I expressed why I was going to cancel, he said someone from the retention team will call me back. June came around, and I was charged another $40. I was a little upset because he said someone would call me back, but no one did, and my account was charged $40 again.
I reached back out and spoke to another representative. I ended up getting connected to the retention team. The representative said that my bill would go back down to $20 a month, and until June of 2027. Maybe the initial rep's tongue slipped, or he assumed that someone would call me back. I didn't appreciate that. But after I got to second representative at the beginning of June, she made it right. I appreciated her for that. Other than that, I don't have any issues. I was going to cancel the service because I only had four claims in five years. I give AHS all this money, yet I don't need the services because all of my appliances are up to date, and I do not have any issues. So, I said I didn't feel like I should give any more money. But when my system acted up and my washing machine acted up after I read everything was taken care of, I do need it. I would recommend AHS to friends and family.

We're planning on getting rid of American Home Shield. We don't like their services. The vendors they use are crappy. Recently, my water heater stopped working. It took them three weeks to come for the first appointment, and we told the guy that came out what happened with our neighbor where they stopped getting hot water and their tech guy just came out and flushed it, and all was good. He said he was not authorized to flush.
They came four separate times. Each time they came, they needed another part and they had to order the part and wait for it. I told them we're not getting hot water unless it runs 20 minutes then we get warm, not hot water. They said they gotta go get some type of second part, add it in and they were gonna order it. For 10 days, I waited for them to get the last part, and I was running my water 20 minutes to get warm water so I have a high water bill as well. For five weeks, we had a high water bill and no hot water. The representatives are nice, but it appears that they don't know A to Z and they got to piece it as they go.
Dear Mrs. Carter,
Thank you for taking the time to share your feedback regarding your customer service experience. We sincerely apologize for the delays you experienced during the service process. In some cases, multiple service visits may be necessary to properly troubleshoot and diagnose the cause of a failure.
Additionally, service delays can occasionally occur due to part availability, which is outside of our control. We understand that this is not an ideal experience and appreciate your patience as we work closely with our distributors and service providers to obtain and install the necessary parts as quickly as possible.
Our records indicate that the water heater tank has been replaced and the service request has been completed. Please note that your home warranty includes a 30-day recall period should you experience a recurring failure related to the completed repair. If this occurs, please contact American Home Shield for further assistance.
We appreciate the opportunity to serve you and thank you for your understanding.

When my husband died last year, I decided it's worth it for me to get some kind of help. Trying to find a handyman or anybody to do work around the house for any kind of appliances can be complicated at times. It seemed it would be more straightforward having one place to go to for whatever things were covered so I got American Home Shield. Recently, I could no longer control the fan with the wall remote that came with the initial installation. I reached out to American Home Shield through their website, and it seemed to be pretty straightforward. They then sent me an email telling me that somebody would contact me. City First Electric contacted me then they came out. They diagnosed it, saying that it had to do with whatever was up in the fan, and they would have to replace the fan.
However, I had to call them about some other things after the fan was installed, and it didn't seem like the person I spoke with was the brightest person. When I explained to her that in order for me to fill out the warranty information for the fan, it required a store number. Since I did not purchase the fan myself and it was City First Electric that supplied the fan, I needed that information from them. They said they ordered it online and that was the end of that. That did not help me. I had to call them back and probe into it to finally get the correct information.
Additionally, the fan that I had was an older fan, but it had been working fine. It was a much more expensive fan than what they replaced it with. They gave me one choice of a very cheap fan from Home Depot and did not communicate with me or offer me any other choice or even say that if I wanted to take the money, then I could buy a better product and have them install that product. There was no communication from American Home Shield. When I asked City First Electric about it, they said that was the fan American Home Shield told them to use. Maybe if that person at City First Electric had a little more thought and knew more about it, that wouldn't have happened. Now, I have a fan which works, and it's not wobbling, but my previous fan had a dimmer on the lights, and the replacement one does not have it. I'm not all that excited at this point.
With my AARP, there is a discount with American Home Shield, and it seems they're a decent company. I've only had them less than a year, and I've only had to call them for two things. Maybe they are okay, but not having that information about having a choice of getting a better fan offered at all was not good. I'm sure it's somewhere in the huge contract or all their descriptions, but having to sift through God knows how many pages of paperwork is not much fun.

I called American Home Shield for a leaking faucet and they sent Ament’s Anytime Plumbing out. In some instances, I’d give American Home Shield a 1 and in other instances, a 4. One issue was that I ended up paying a lot out of pocket to replace my air conditioning. And there were a lot of issues. I submitted an appeal, and it was a long, drawn-out process. I didn’t get the fair end. But it's over with. For the most part, American Home Shield is good about trying to get someone out as soon as they can. But there needs to be an improvement in getting hold of a live person.

We thought it was just the freezer, but it ended up being the refrigerator and freezer circuit board. We've never had any issues submitting a claim to American Home Shield, though we had one vendor whom I thought I was going to have to physically remove from my house. He didn’t look professional. I just called and made another claim.
The biggest complaint we have with American Home Shield is scheduling appointments. We both work 10- to 12-hour days, and it's hard to have someone home to let them in because our kids are working now too. They came out and diagnosed the problem, and the technician was cooperative and told us what would transpire. Then it seemed like we were waiting on the part, which always seems to happen. This time, though, the part came in a day early, and the technician happened to be in our area and called. My wife was home from work that day, so we got the repair a day earlier than we were expecting. We were happy about that.
One other time, one of the appliances wasn't worth repairing and American Home Shield gave us the money, and we went and bought a replacement. We also had to replace the whole air conditioning system about four years ago. They kept talking about how much the Freon was going to cost once it went over a certain amount before the technician had even been there to diagnose the problem. And that seemed shady to me.
We bought the house 14 years ago and we've been with American Home Shield since. Right after we moved in, we had to replace a very expensive pool pump. Right now, I'm having problems with my pool pump. It works when it wants to, but as long as it's still working, they won't do anything for us. It starts strong, kicks down during the day and is supposed to come back on later, but now it just completely shuts off. I'm forever trying to balance my pool water because, without circulation here in Florida, algae grows quickly.
American Home Shield is a good thing to have. I wouldn't have been able to replace my appliances and I would have had to go out and try to buy a used one. But because of the economic situation right now, it might be coming up soon that it's going to end up on the chopping block. American Home Shield’s price started at 80 bucks a month but now it’s 150. And then, the cost every time somebody has to come out has gone up. Still, if someone bought an older home and wasn't covered by any kind of home warranty from the builder, I would refer American Home Shield if they were in a similar position to me.

I've been with them for American Home Shield at least one year. And so far, I have a good experience. I get immediate responses when I use the service at first. That is getting me more comfortable getting issues resolved when I'm with AHS. They say I will get a call from the contractor in 24 to 48 hours, but it's within an hour or two. That is good. I had to get my HVAC repaired and that a good experience. The contractor was nice, professional, and quick to resolve the issue. The service fee is what concerns me. If that can be reduced to $100, that will be helpful. Otherwise, I'm satisfied with the service so far. It has helped me a lot. I have a peace of mind. If there's an issue with any of my appliances, AHS will be an advantage for me. If anyone wants to go for it, they can try.

My washing machine was pouring water out down in the floor. I called American Home Shield and they hook me up with Advanced Appliance Services. The service guy did great. He explained who he was before he came in, and then he went straight to work on my washer. In 20 minutes, I was wondering what was he doing. I stayed a little distance. When I asked what was the problem, he said, "It wasn't good now." The back there where the hoses screw on, he had to replace the plastic piece. I had that washing machine two years, and that was what burnt me up. It's already giving me trouble. So, he fixed it. I got to wash clothes afterwards. When I first called, I couldn't get them that week. I had to wait till the next Tuesday to get them out here because everybody at Advanced got sick, and they weren't sending them to people's houses because of it. Thank God they didn't. My husband is on oxygen, and I don't need that.
As far as American Home Shield, I like the service because I can pick up the phone and call them and tell them, "Hey, this and this." They start a ticket. They find the company. The only bad thing I hate about it is instead of using the company they used to start with, they switched to someone else. They had to buy a motor pump and the guy said they were known for tearing up like that with some pumps from Whirlpools. So, they put a new pump on it. We had to wait on it to get in. Then it got here. That was at the time that they were having trouble getting stuff shipped across the ocean. When they got it, they put it in and it worked fine until the leak started. I didn't know it. I had to keep mopping. Then I realized, so, I called AHS. They got a ticket. I don't know why they put me with Advanced, but I wish they had put me with the very first one that initially I've been with, and they would have come right on out and fixed it right then.
American Home Shield does a wonderful job. It's just that they jump to different companies. They should stick with that company for the next repair instead of a different company. What I like most is they get the job done, but what I don't like about it is that one part with contracting companies and the other part is them going up on the pricing and not notifying me that it went up.

My most recent claim with AHS was for the air conditioner. I have two units. The first time, my upstairs unit went out. The unit inside, the air was coming, but it was warm. Then, when you went outside, the fan wasn't spinning. I prefer AMP when they come out because they have been a superior service provider. I've had others come out, and I felt like their service was just okay. The customer service component is also a big deal about the service provider. When you talk to AMP, first, the ladies who man their customer service are very responsive.
On that Friday, I was going out of state on a vacation, but I needed the work done ‘cause I was gonna be back on a Sunday. And I have kids. Somehow, they managed to schedule me in a way that I was the first call at 7:00 in the morning, which worked out beautifully, because they got the work done. I could lock the house and then get to my four-and-a-half-hour drive without any stress of, “I have a service person coming.” Then, the guys really know what they're doing.
AHS is it's expensive to have, though. I almost want to cut off my American Home Shield because they've raised the price on me significantly. At some point, I need to put in a call and tell them, “I can't afford it.” It's almost nearly $190 a month that I'm paying. That's too much. And new customers don't pay that much. I'm a guy who's been with this business a long time, and I feel like I'm being penalized for staying.
But they’re responsive. It does what it's supposed to do. Other than the price point, when I give feedback, I’ve had one or two vendors that have done some work and I wasn't happy, I told them. And they've looked into it and rectified it. They've also found those service providers that give 5-star service, which really reflects well on the service.

My air conditioning had stopped working. There was an issue with my blower wheel. I called American Home Shield to get it fixed because it's in my contract. Upon looking at my contract, I looked at everything that was covered and it included removing drywall and also included replacing the blower wheel, which was the issue. The person came out. They looked at the issue and they said that it would take some time to find the replacement for the item. They also said that they couldn't fully access it like they were able to get back there. I have pictures but they just couldn't pull it out all the way without removing some of my drywall. I just sent the screenshot of where it says in the contract that it is covered. They said that they will have to check with American Home Shield because they're saying that it's not covered.
So, I had a whole conversation with the supervisor in the other part of the American Home Shield. They kept saying that it wasn't covered, but I showed them several different areas where the contract clearly stated that it was covered. My father ended up having to come over and cut out the drywall part because they just refused to do it. They were going to offer me some cash, but it wouldn't cover even half of what it would cost to get the blower wheel and to get it cut out. So, they weren't going to do it. Now, I just have a huge hole in my drywall that I have to get covered and fixed. So, we just did the best that we could, because we didn't expect to have to do that ourselves.
I've been a customer with American Home Shield for years since I received my house in 2020. It's always extremely difficult to interact with American Home Shield. They're always very unprofessional. They're very dishonest. They lack integrity. They take a really long time to respond back to any of our inquiries. Sometimes, they don't respond back at all. It's very much repetitive and robotic customer service. I've never had a good experience with them.
Dear Priscilla Lyle,
Thank you for sharing your concerns. Customer satisfaction is always our top priority, and we sincerely regret any frustration this situation may have caused. We didn't have any hot water. The electricity went out at the same time. I submitted a claim to American Home Shield through the automated system. It was fairly easy to do. Initially, our interaction with the plumbing company was good. During that initial call, he said that there was nothing wrong with it, that he tested it and everything was fine. Then the electrical folks came out and said, "Hey, the electrical stuff seems good. It seems like it just popped the breaker, but everything seems good.” Both the electrician and the plumbing company said, “Hey, everything's fixed,” but soon after, the water heater went out again and then the electricity popped over as well.
The electrician came out and they said, "Hey, it seems like it's probably the water heater at this point, ‘cause we checked everything. And it seems like it's just that unit, faulty potentially.” So, we said, "Okay.” Then the plumber went out and looked. They said, "Hey, I think we need to replace the water heater.” However, he restarted everything, and at that point, there was a restriction in the water flow for cold water or regular water, where I'm getting nothing. It just drips. The hot water was still working, but they suggested replacing the water heater unit. We said, “Okay.”
But in the moment, we didn't have any regular water, only hot water. They went out again. They replaced the water heater. I still don't have cold water. They told me, "Hey, it was more than likely because of the water heater unit that had extra calcium that blocked one of the lines.” So, I asked them, "Okay. How can we fix that?” Then the plumber said, “I don't know. At this point, I need to talk to my boss. I'll call you back.” I told him to call me back and from then on, that plumber never called me back again.
I called Drip Plumbing various times, and one time, I said, “Hey, what's going on? They said they will call me.” The rep said, “Hey, I don't have any notes here. The plumber will call you back.” I waited. Nothing. Then I kept calling again. I even left voicemails asking, "Hey, what's going on?” To this point, I haven't heard back from them again. I called American Home Shield and told them, "Here's what's going on. I haven't heard from them. They said that the plumber was gonna call back but never did. And I just never heard.” So, they assigned a different plumbing unit at that point. Overall, American Home Shield seems good with me. I trust them.

We called AHS about our washer. It was making a strange noise. First of all, it took almost a week for somebody to come, which I wasn't happy about. And second of all, the guy they sent was Russian, and I'm in the United States, and I speak English, and he barely spoke English. He did bring a young boy with him who spoke English; he acted as an interpreter.
But what they did was run the washer through a couple of cycles, and it did not make the noise. But I told them they didn't run it in the cycle that we normally use. But they dismissed that. And they got done with it and didn't find anything wrong. So, they got in a car to leave. We went to use the machine. They were still in the driveway, and it made the noise. I went out and told him. He said, “The American Home Shield will get with you on the next steps." So it was a very dissatisfactory process.
I complained to American Home Shield, and I told them I did not want him coming anymore or his company coming anymore because that was unsatisfactory. They offered to let somebody else come as a second opinion, but if the second opinion found the same result, I would be charged again for it. I said, “I’m just going to let it totally break down, and then y'all have to come and actually repair it."
I tried to be proactive when I started hearing the noise because it sounded like either a belt slipping or a bearing going bad. I don't know what's in the washer to do that, but, to me, it would have been better to fix that ahead of time instead of waiting till something totally messed up. But apparently, they don't feel the same way.
It was pretty easy to submit the claim. The only thing I don't like is that they want me to pay up front before they even send somebody out. And my old warranty company, before them, did not do that. They sent the repairman out, and I paid him the required amount. And I thought that was a better way to do it.
Dear Jefferson Myers,
Thank you for your feedback. Our records indicate that the service technician did not identify any mechanical failure at the time of inspection, and the service request has been completed. We also confirmed that the option for a second opinion was offered but declined.
We sincerely apologize for any dissatisfaction this may have caused. Please note that, in order for coverage to apply, an active mechanical failure must be present and verified. Regarding service requests, a service fee is required prior to dispatch, as technicians must be compensated for their time and services. Additionally, we have confirmed that the account has since been canceled.
We appreciate the opportunity to have served you and wish you all the best moving forward.

Be prepared to make a lot of follow up calls to the company. Sears is still working on my dishwasher. The pieces are being delivered today, and they're coming back out on Sunday. So far, everything has been good. Even on the first visit for the stove, they were perfect. However, I had one terrible experience last year. American Home Shield used the same company that did my HVAC annual cleaning. When they came out, the gentleman said that the water that was in our kitchen ceiling was from the sprinkler, which I don't think was the truth. But he cut a hole in the ceiling and it took three months of going back and forth with the company and American Home Shield as well for who was gonna fix the hole in the kitchen ceiling. They were offering me $165 because they said that's what they would have paid the company to patch back up the hole.
I had American Home Shield once, but I canceled it because it was way too expensive. Then I got back on it last year in March because it was cheaper. They had a good deal. But it's still a little expensive now that the new renewal is coming in which is ridiculous. If they can give it to somebody for $49 for a year, they can continue it at $49. We still have to pay out of pocket deductible so if I pay them every month and pay a deductible of $125 three times out the year, that's $375 additional. When I did it this time, I told them I was not paying them $99. The gentleman asked what I would do if they couldn't get it down. I told them I was going somewhere else so it went from $48 to $66, which I think is still extremely too high. If you do a renewal and they have a special going, they're supposed to offer that as well. Even if you are a current customer, you're still entitled to pay that lower amount.

The AC ran out so we had to reach out to AHS for inspection/repair. A technician went out and looked. The AC was working again, but they noticed there was an issue, and they replaced it. The technician was upfront about what they could do and when they could do it. AHS covered the parts, but there was some service charge that wasn't part of the warranty, so I paid for that. Yesterday, the AC wasn't functioning again so the technician didn't assess the issue properly. It happened last night and it was urgent, but the property manager that I work with didn't go with AHS. The technician is proposing another potential issue, but they haven't had the time to go out and check on it yet.
I'm wondering if it's possible for American Home Shield to prioritize using a specific vendor for certain types of repairs like plumbing and HVAC rather than just using whoever is available. My property manager looked into it, and they also said they'll try to get that particular vendor that I asked for. But I wasn't sure if AHS also does that per customer. But the past times I used AHS, I never had any problems. Over the course of five or six years I worked with them, they were very good. I hope that this one hiccup recently won't lead to a pattern.

I've been with American Home Shield for about 11 years. We had a real estate agent who told us it's a good idea to get that kind of coverage for anybody, so we did. My experience with AHS has been all good. I call and they respond quickly. They get someone out here to take care of the problem quickly. I pay my service fee over the telephone, and usually, within a week, everything's been resolved.
My most recent repair issue was on a dryer. It started smoking. So, I loaded it up, took it out of the house, and called AHS. The repair guys came and looked at it. They found a piece of lint that had stuck in where the heating element is, and that was what was causing the smoke. So, they went through and cleaned it all up, and greased some bearings and whatnot. I do need to call them back because when we start that dryer, it still rattles like crazy. That wasn't what I originally called in for, so it's probably another service fee.
Overall, having the service saves me from getting hit with a big repair bill. You kind of pay it forward because you're paying. I'm up now to $113 a month. I don't know what the dryer repair would have cost without the coverage within, but I'd have to think it'd be $300. So, so far, with the calls I made and the service I've had, I'm probably break even on it.
I'd tell others that American Home Shield is, in my opinion, reputable, and they take care of things quickly. It's really a streamlined process. You call and you give them what's wrong, and they send a service personality for a diagnosis. Within a couple days, they're back with the parts and they do the repair. So, all you do is notify them and they take care of the rest. As far as the price, everybody wants a lower price, but for what they've done for us, it's fair. Coverage is great, too.
Thank you for your continued trust and loyalty over the years. We’re delighted to hear you've had such positive experiences with our prompt services, particularly with your recent dryer issue. Sorry for the rattling; our team is ready to assist if further attention is needed. We aim to provide valued service, ensuring confidence that your home maintenance needs are in capable hands.

I've been a customer of American Home Shield for multiple homes, and I've never really had to use them. In my older home, I still have two policies with them. This is the first time I'm using them on my new home, which I moved to five years ago. It's a new build. Recently, I had two separate issues happen at the same time. One is the ice maker and the other is a small toilet leak. American Home Shield sent two unqualified technicians. For the toilet, they sent a kid from United Air, and I had a chance to speak with him. That kid told me they put him on a training for one month with another technician then after that, they put him on the field. He also told me he has no qualification to be there.
After I filed a complaint with American Home Shield, they sent another technician that seemed to be more qualified. But still, for something that should have been an easy tighten, he told me he needed to remove the whole toilet and they need to charge me because it was not included in my policy. I filed a complaint with American Home Shield, and their supervisor got back to me after a few days. They told me they were gonna cover it. They sent me the technician again. Again, he was on the phone with American Home Shield to get it approved. Apparently, they're not communicating between their department, the supervisor, who said that it was approved, versus the person he got on the phone with who said it was not approved again. After two and a half hours that he was on the phone with them, he left and didn't do anything.
I was going back and forth with American Home Shield until I told them to give me back my money for the service call. I had to argue with them telling them I was gonna cancel for my policy unless they gave me back my money for the deductible, not even for the policy that I've been paying for years and years. They said they would refund me if I'm not gonna cancel my policy but I still didn't get back my money.
For my ice maker, they said they were gonna send a technician. I told them they have to be a certified Thermador technician because if not, Thermador will void the warranty on the other parts that are still under warranty as it's a brand-new freezer. It's only five years old. They confirmed they were gonna send me a certified technician. However, the first technician they sent didn't know anything about Thermador. They didn’t even know how to remove the drawers. I filed a complaint and they sent a different company. This technician came and cleaned up the pipe. A day later, there was still no ice coming.
I was calling back, but it was really hard to get ahold of them. Every time I call, they say they will get back to me. But the issue is not resolved, and I'm still waiting for them to resend a technician. When I called to cancel my policy, they were sending me through departments but I was still not able to get a cancelation. They're still charging me without authorization. You can't cancel your policy unless you get into the cancelation department, which, every time someone was trying to transfer me over, miraculously, they were dropping off the line.
I’m gonna make sure that everyone that I know of know American Home Shield is a scam. They will charge you until you need them. But once you need them, they will send you companies that are either not qualified or they will say that it's not covered by your policy and they need to charge you extra to do the job, which, a lot of times, is not true. I spoke with the plumber that installed my toilet and it's an easy fix. They should have just tightened it, and that's it.
If I'm not gonna hear back from American Home Shield in the next couple of days, I will contact my credit card company to file a dispute because they've been charging me and without providing any service. They give you the runaround. They don't get back to you and when they do, they tell you that they will do something, but it's false. They tell you one thing to sound like they're working with you, but factually, nothing is happening. The companies that they're working with are not qualified to be doing the job that they're supposed to do. I would be willing to pay double the price if I knew that when I need them, they will provide the service. Even if they will charge me half of what I'm paying today, I will not be happy because they're scamming people. I don't think they provide a service. I'm a veteran customer who has been paying them for almost 15 years. There is no reason for them not to work with me. I'm very upset right now.
Dear Shay Knaani,

We understand the inconvenience this delay may cause and appreciate your patience while the necessary components are being obtained.

I've been with American Home Shield for three years, and at the time it was the cheapest one. However, I didn't factor in that it's $150 per service call. That's excessive. PSEG didn’t do that. And it is making it so that AHS is not cheapest anymore. Other than that, submitting a claim on my app is convenient. I quickly put it in my phone, it gets scheduled, and somebody comes within a reasonable timeframe. I recently had the filter on my refrigerator. There was something wrong with it. It needed a new part. Compare the most recent pricing with PSEG WorryFree, for example, to make sure that it's still cost-effective when you factor in that every visit is quite a chunk.

Air Connection Mechanical came out for the issues with the air not cooling after I called American Home Shield and spoke to a live representative. However, there was a language barrier with the repairman that came out. He didn't speak English. My son was here and it was somewhat disastrous because he had to use a translation app. Also, American Home Shield didn't cover the issue. They said that based upon their finding, the problem existed before my contract began and that I had an extended warranty. Are they coming in to see what could have been broken before and tie it all in together and deny the claim? It was a waste of my money. This is my first time using it and it also seems American Home Shield is all over the place with their pricing plans.
Dear William Hardison,
Thank you for contacting AHS! We are sorry to hear that you are not pleased with the warranty. Although your issue was not covered by the contract terms, there may be another issue in the future that could be covered due to normal wear and tear. Smart Choice Heating and Cooling came out for a tune-up. I did the preventative maintenance screening of AHS. They brought two people, and they were very friendly and professional. They were very pleasant as well. The price went up, though. I'm not sure why. ‘Cause it's $100. But I still needed it. Their website is user-friendly. But I’ve stopped going to it as much because there's too much promotion, too many pop-ups, too many so-called helpful hints. It's too much advertising for me. I understand it's helpful, but that's not what I go to the website for. But I've used other warranty companies, and I found AHS to be the easiest to work with.

I reached out to American Home Shield for our stovetop to get fixed. One of the burners was not working. The company was able to get the part scheduled, the scheduling was okay, they did the fix, and everything has been good. I communicated with the AHS representative through text. I sent pictures over, and our interaction was quick and easy. The contractor was efficient.
The only thing is there was a time where I was trying to get electrical work done. However, American Home Shield was not able to find a contractor, and that kind of stalled my fix. I was able to find a temporary fix, but a month or so went by, and the problem happened again. Instead of reaching out to American Home Shield, I just found another contractor just to get it done.
Thank you for your thoughtful review. We're happy to know your recent service request was handled efficiently and that the repair was successfully completed. At the same time, we recognize the frustration of experiencing delays when contractor availability is limited. Your comments are important to us as we continue working to enhance the service experience for our members. We appreciate your support and the opportunity to serve your home warranty needs.

American Home Shield has managed to get some things that broke after we bought this house fixed. Their online portal is the best part. However, the response needs to speed up and the payout needs to be more. It's often half the price of what it takes to get a new unit, which is not fair, but at least they take my concern seriously. I'm really grateful for American Home Shield for at least taking our calls and being professional. We had one incident where the refrigerator guy made the issue worse. We got a second opinion and they took care of that.
However, the repairman who came out for the furnace that wasn't heating didn't fix it. He was super rude and dismissive. He said the gas was off, which I told him we turned it off on purpose because we didn't want a fire hazard. Then he turned it on and checked the temperature. It was only the attic air that came out. It was a little bit elevated but a working furnace should have over 120 degrees air coming out so you can heat the room. He didn't demonstrate that and didn't show me much. I checked the furnace again today and I don't even see any fire coming out. He said he recommended replacement, and he wrote that on the paper. He said he was going to help us get it replaced. But he also said, "Before I give it to you, I want you to give me a 5-star review." I was taken aback by that. He seemed he was intimidating in that way, requiring the review before he signed off on the paper. I wasn't super happy with the attitude of the guy.
Thanks Qiannan. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

My experience with AHS has been good, so far. My most recent claim was for my sink in my kitchen. I called it in. They put the claim in. And the company closed the ticket before they did the work. I called American Home Shield back, and I asked them, why did the company close the ticket when the job wasn't done. And they told me they weren’t sure. They opened the ticket back up for me, which caused a little bit of confusion. Because then it looked like I had two tickets out there.
But when the repairman came, I told him, "There might be another ticket out there for the same job, because you all closed the ticket before the job was done, and I requested that the ticket be opened back up." He said okay, and everything got straightened out. They didn't call me to set up another appointment to come out and look at my sink. I'm assuming the repair guy took care of everything for me and closed the other ticket.
The young gentleman who came out was very good. He was quiet. He would talk to me if I talked to him. He was very experienced and professional. I am also very pleased with the contractors that they have. They've all been professional. There was one contractor that I wasn't happy with. But for the most part, all the other contractors were good. And they resolved the issue that I had, all except for the one. I've had nothing but good experiences with AHS since I've had them. I've had several tickets open with no problem. I have recommended them to other people.

I've been with American Home Shield since 2020. It was when I purchased the home. I decided to go with them because it was a home that was not one that I built. It wasn't brand new, so I decided to make sure that I purchased a home warranty. When something major happens, when such as my HVAC, it's really helped to offset the cost. However, I need to make sure that I stay on top of my normal maintenance, because if not, they'll try to deny coverage.
I was pleased with American Home Shield until about the last year, and I'm looking at canceling right now because of ongoing issues with what they have been sending out for repairs, and the last issue that came up for an ongoing problem that I've had with my fridge. The service is no longer suitable with how much they've increased both the annual premiums plus the service charge. I'd tell people to save the money that they have and budget for the repairs, because the costs don't seem to be equitable anymore.

American Home Shield covers things that insurance companies don't cover and working with them is fairly easy. You can call or go online, but I'd rather call than go online. Usually, a contractor is there within a few days, or you get a call from the person. If you're not happy with them, you can let American Home Shield know. I've told friends and family members that, for the most part, American Home Shield has come through, except for the air conditioner, which is the reason I got them. It turned out that once our air conditioner had problems, we weren't covered so it cost a lot of money to fix it. It was thousands of dollars we ended up paying. Recently, Rooter King Plumbing came out for the toilet that had been dripping for a while. There was a big screw in it and something underneath that was leaking. They said that I, the homeowner, is responsible for fixing the toilet, and we did.
Thank you for taking the time to share your feedback, Rebecca. We're pleased to hear that you've found our service easy to use and that many of your experiences with our contractor network have been positive. I had reached out to American Home Shield to let them know that the gas company had come out and told us that the water heater wasn't venting correctly. They sent someone out but then I received something from them telling me that they're not covering the claim because my policy doesn't cover vents. That's the last I've heard of it. I told them it was a vent from the beginning because we already knew what it was, but they have not reached out to me or told me anything. I don't know if I owe anyone or what I owe them. The technician was very friendly and the website was easy to navigate, but American Home Shield could improve on their communication. I probably will not be renewing my policy. I don't feel that it's worth the price, considering what's covered.
Dear Josie Huerta,
Thank you for your feedback. We value your business and appreciate the opportunity to address your concerns. Our records indicate that the service technician recommended replacing the venting fittings. However, in accordance with the terms and conditions of your home warranty contract, venting components are excluded from coverage.
As a result, any repairs or replacements related to the venting system would need to be completed outside of the home warranty coverage. We understand this may be disappointing and appreciate your understanding. If you have any questions regarding your coverage or would like further clarification, please feel free to contact American Home Shield. We are always happy to assist.

The contractor told me. I've been a customer with AHS for 10 years, and my experience has not been that bad. This was the first incident where they declined the coverage.

When we had talked to the lady in the beginning, she was trying to give us a hard time. I said, “Can I just speak to a supervisor?” Then I got it cleared up. To my knowledge, the manager on duty said that they're gonna credit us back. I said, “Okay. Thank you.” Everything worked out fine. We've been with American Home Shield for a few years. I have to call and tell them there's a problem. They take your copay of $107 and reach out to whoever they have contracts with, and they call you back. Normally, it takes within 24 to 48 hours for contact. Having someone come out to the home is a different story. Like the last time, they had to come out twice after waiting for almost 12 days, because with it being AHS, I don't know if it has something to do with how they pay or reimburse their contractors. As opposed to if I were just to call the AC man and say, “My AC is not working. Can you come out here?” And then, “Yes, I'm on my way.”
He came out and had to wait for AHS to approve them to do the work. They had to come out two days later. But it took a bit of time for AHS to approve it. They already knew they were having to come out for a problem. But the company that we use was the company that we replaced the device through that works with AHS. That's why I wanted them to do the work, was because they were the ones that replaced the unit. I didn't want there to be some type of issue.
We've had an air conditioner issue and a replacement on water heater. This last time, it took a bit longer than expected. It took two weeks before they could get somebody out to fix the air conditioning, which I was not happy with. My house has two units. One went out because we had it replaced through the company that's one of the vendors of AHS. It was what I would consider a recall, but no one recalled the outside unit. It rubbed a hole on it, so all the refrigerant that was in the containment leaked out. That's why we didn't have air for two weeks. AHS covered them to come out and do the repair but we had to pay for the refrigerant. It was $1,500 on top of the hundred and something dollar call, and what we pay monthly.
I pay 100 bucks a month, plus the $100 service call, if I have to use it. More should be covered, as far as the refrigerant. They only pay $10 a pound, where it's over 100 something dollars a pound. Unless you choose a higher plan, it's covered, which I was told. We're in the process of trying to decide if we're going to stay. As of right now, we're active members.
Dear Brandon Hampton,
Thank you for sharing your feedback and for being a valued American Home Shield customer. We appreciate your loyalty and the opportunity to address your concerns.
We sincerely apologize for any delays you may have experienced during past service requests. In some cases, multiple appointments may be necessary as the service technician works to accurately diagnose and identify the root cause of the system or appliance failure.
Additional delays can occur due to parts availability or when a qualified service contractor is not immediately available within our service network. While we strive to minimize these situations and provide timely service, some circumstances are unfortunately beyond our control.
Regarding coverage, please note that service plan coverage is not all-inclusive. There may be instances in which certain repairs, modifications, code upgrades, or non-covered items result in out-of-pocket expenses for the homeowner. We want to ensure you are receiving the best value from your coverage and encourage you to contact our Customer Service team to review your current plan, discuss your coverage needs, and explore any available plan options or promotions.
Thank you again for your time, consideration, and the opportunity to address your concerns.

I got mad because he didn't give me a solution like what I need to fix. The pricing is good but when I asked for service, I didn't get any, and I paid $100 for that.
Dear Carmen Campos,
Thank you for sharing your feedback. Our records indicate that the appointment was scheduled as a preventative maintenance tune-up. Please note that tune-up service fees are separate from standard service request fees.
If a service technician identifies a covered failure during or after a tune-up visit, a new service request must be opened and the applicable service fee will apply. We understand your concern that an issue may not have been identified during the tune-up. However, technicians must be compensated for their time, expertise, and services provided during the visit, regardless of whether repairs are performed or a failure is found.
Thank you for allowing us the opportunity to clarify how tune-up and service request fees are assessed. We value your feedback and look forward to continuing to serve your home warranty needs.

It's a little difficult for me to navigate and know what's covered and not, but American Home Shield has been useful. It came with my condo purchase. I got it in 2024. I let it lapse a little around September 2025. I re-got it because I do the initial $100 calls rather than individually having to find plumbers. I'm new to San Diego, so it's nice to have someone assigned. Also, I like the speed. I like not having to look up individual contractors.
I submitted claims through the website, but now through the app ever since I figured it out. AHS could improve their UX. I struggled a bit. It was doable, but it wasn't seamless. I get the company and a phone number, and I usually google to see if they are they real. The one I most recently called in was for the garbage disposal, which the tech fixed on the first visit. Checking a sink that acted weird, it turned out that was the one that needed the faucet replaced and valves replaced. I ended up hiring the tech independently for something not covered by the warranty. I needed a sink replaced, and I hired him separately. He was super professional. Others, it varies. I had to get somebody to come a second time to fix the issue that the first guy said he fixed. If you're new to a city like me, if you're not super familiar with construction, or what different types of things need what different types of vendors, AHS is very useful.

He said that he will not receive the money and insurance will not be paying for them to replace the whatever it is. I understand. I do not expect the same part to be replaced, but at least a nearby part, which can be functioning as my item. But he insisted on replacing it with whatever he has. I was little annoyed with that.
Later, I told him to check that it's a gas while the burners are on. He said that there was nothing, but we still see there is some smell coming out of the burners when we are on the burners. It's not from the behind, it comes only from the stove. I tried to tell him, but he said that it is normal. So, overall, I do not feel comfortable with the company they sent. It is not a healthy experience for anyone.
Thank you for sharing your feedback, Harsha. We're sorry to hear that you were dissatisfied with the service you received.
We understand your frustration regarding the shower repair and your concerns that the technician's recommended solution did not align with what you felt was needed. We also recognize how concerning it can be to continue noticing an odor from your stove burners after the service visit.
Your concerns about the service provider's communication and overall experience are important to us, and we regret that you were left feeling uncomfortable and that your concerns were not fully addressed. A member of our team will be reaching out to you directly to review your concerns and see how we can further assist.

Advanced Home Services came out, and they quoted me $1,100 that I would have to pay out-of-pocket. They implied that this is all legal, and this is because there's permitting that is expected of the City of Las Vegas. They were gonna charge me $250 to pull the permit. The receptionist was strong-arming me. I ended up calling American Home Shield to find out if I legitimately had to pay 1,100 bucks, and that's a different process. But my summary from American Home Shield was only to cover $400 and I was expected to pay the remainder. I ended up contacting the city and pulled my own permit. They took off $250 their inflated statement to replace a water heater that I'm going through American Home Shield. There was another overpriced thing for a pan that they charged me. It was $300 for something that's only 27 bucks to put on the bottom of the water heater.
I understand that this might be standard procedure for the plumbing industry, but American Home Shield should take a look at what they're charging 'cause I believe that they're submitting this to American Home Shield as well. American Home Shield has a good product but they could have a little bit more control on what's going on. They refer to a contracted provider then the communication gets dropped when the customer has a choice, and the choice is something that an email has to be sent to me. I had to wait two days for a utility issue which is weird. American Home Shield has all the documentation in advance. But it took a while for me to get the information to realize that I'm screwed going any other way, so I have to go back Advanced Home Services and had to pay out $880, which is a crime. That's way overpriced.
There are a lot of people that are getting screwed because of misinformation about a permit that people can run on their own. With the little information, people can buy these things and I know the plumbers have all these things at a lower price. I also had another plumbing issue when a line was busted, but American Home Shield didn't cover much. I'm paying monthly but every single time, it seems like I always have an issue with American Home Shield sending out contractors that are taking advantage of their customers, and it seems like American Home Shield doesn't care.

American Home Shield's app was easy to navigate. I submitted a claim, and they sent me a text message about the time and the company name. SmartLock came out, and they were very professional. The locks are functioning well. I got two extra keys. I've been with AHS for two and a half months. I like the rekey experience. Everything else is kind of shitty. I've submitted a claim in the past with a different home, and it always gets denied. I have similar friends with the same situation.

I spoke with a representative when I reached out to American Home Shield to file a claim on a dishwasher. They were really good. The contractor was great. He fixed the dishwasher. They ordered the wrong part the first time and had to reorder the part, and that took some time. Other than that, the service was great.

Run as far away from this company as you can! I am a long-term customer. 19 hours on the phone, three weeks without a refrigerator, five tech service house calls with no parts to fix a refrigerator. Five supervisors told me that it was escalated for replacement as it’s 24 years old. One week later was told that was not true. They are now sending the same tech out from Sears for the sixth time with no parts just so that they can show that the tech keeps coming out. They cannot fix the refrigerator, no parts. $1000 of lost medicines. No food storage in the heat of summer. Consequently it’s been turned over to my state, Attorney General‘s office, the Better Business Bureau, and the state insurance commission for failure to complete contractual agreement and possibly fraud that remains to be seen.

We've been with American Home Shield for a total of two years. We were with them and we had moved, and then we came back. We liked their efficiency. They do things the right away. Our most recent claim was a little bit messy, only because we had a part that they couldn't find. It took a long time for us to figure things out between the service person and where to get the part. Otherwise, any other time that we had called this year was fine. The only thing is that it seems like when they send out emails, it takes a long time for us to receive emails with updates or anything concerning our claim.
Thank you for sharing your experience, Christina. We're glad to hear that you've continued to appreciate our efficiency and service overall, and that your previous requests have gone smoothly.
We do understand your concerns regarding the delay in locating parts and the timing of email updates, and we appreciate you bringing this to our attention. Your feedback is important as we continue to improve both communication and service timeliness.
Thank you for your continued trust and for choosing American Home Shield once again, we truly value your support.

Intercity Plumbing came out for a slab leak. I called AHS and submitted the claim. They said Intercity Plumbing was coming, and I thought, “Okay, I know who they are.” However, AHS is a pain in the ass. They're horrible. They deflect everything, and they just come up with reasons not to do stuff. If I didn't have a house in the desert with air conditioning and a swimming pool, I wouldn't bother with them. At the end of the day, I don't really have much choice.
The repair that they came out for initially, they said, “We have $1,000 maximum. We can't do anything costing $17,000 to repair.” I don't know what the $1,000 thing is really about. Last year, they said that my pool pump went out, and my pool pump did go out. They said that it wasn't covered because of the pH level in the water. But when the pool pump doesn't work, the pH level in the water goes up. So, that's redundant and not accurate.
Then, the first repairman didn't fix it, but the second repairman did. I called somebody else out, and he said it was a bearing, and he fixed it. Every time something goes, it's an argument or a fight, and I feel like I've done something wrong. There's also a language issue. There's a language barrier where I can't understand what somebody says, and I wish I could.
Dear Jeffrey Young,
Thank you for bringing your experience to our attention. We sincerely apologize for the frustration. We understand how stressful it can be when repairs do not proceed as expected.

The refrigerator and ice maker stopped working and there was a big meltdown. I submitted a claim with American Home Shield and I did an automated repair ticket with American Home Shield. But I was trying to talk to a person since I like dealing with a human rather than automation. They were sending Appliance Works out of Sacramento, but I had dealt with L & S before for a couple other appliances and they were close by. We live in Lodi and they were in Galt. I called over and I told American Home Shield's rep that I really preferred that L & S come out because I was familiar with their work. Then, American Home Shield called them and they got the job order transferred to L & S.
They called and told me when they would be out and the parameters that they have to follow with American Home Shield. Then they got out there and explained what the issues were. They happened to have a part that would fix the problem and they fixed everything on the same day. They were very communicative and professional. They were very good with diagnostics and so far, the refrigerator is functioning the way it should. I've been really happy with American Home Shield and that's why I still have them for over five years.

I've been with American Home Shield for going on three years. To place claims, I call and speak to a representative. To do it online, I would have to pull out my laptop or get on my phone and dig my readers out, because I can't see that small print. When I did my AC, it was two or three weeks before a contractor came. When I did my appliances, it was a week and a half to two weeks. The only problem is some of the claims take forever to get done, but it's not so much them as it is the third party that does the actual work. It's stupid things like, “We're waiting on parts or your part is on back order.” And it seems everything that was broken was backordered forever. Like my washing machine they just did, the part was on backorder for two or three weeks. And after three weeks of them having my washer, I got pissed off and I bought a brand-new washer and dryer.
I have recommended AHS to friends. I added my daughters’ houses on them. The only downfall is whether you make a claim or not, when you go to renew at the end of the year, they jack the rate up. I had three houses with them, and now, I dropped down to my two primary houses because the price went from 700 and something dollars the first year, and the next year, it went to over 1,000.
Dear Jeffrey Welch,
Thank you for sharing your feedback and for being a valued American Home Shield member for nearly three years. We truly appreciate your loyalty and are grateful that you have recommended our services to your friends and enrolled in your daughters' homes as well.
We understand your frustration regarding the time required to complete some service requests. While American Home Shield works to promptly assign service contractors, repair timelines can sometimes be affected by factors outside of our control, including contractor scheduling, parts availability, and manufacturer backorders. We sincerely apologize for the inconvenience you experienced with your air conditioning system and washing machine repair, and we understand your decision to replace the appliance after an extended delay.
Regarding your concerns about renewal pricing, we understand that premium increases can be disappointing. Plan pricing may change at renewal based on several factors, including coverage of selections, service costs, market conditions, and other business considerations. We appreciate your candid feedback and will ensure your comments are documented and shared with the appropriate team.
Thank you again for your continued business and for taking the time to provide your perspective. We value your feedback and the opportunity to serve your home warranty needs.

I had a problem with leakage in the basement. The pipe was broken and needed to be replaced, and under the kitchen sink needed to be replaced. American Home Shield sent out a plumber and when he came, he said under the kitchen sink, somebody had tried to fix it and the parts were all taken apart and in a buck under the sink. They weren't connected. He connected them all and took a picture, and said someone used tape and it made my claim denied. I said, “You just did that.” But he said, “No, it was all here.”
Every time that man comes out, any claim I have is denied. I told American Home Shield the last time to not send them to me, but they did. When he came the first time, he was really bad then. He yelled at me, snapped at me, and I screwed it up. He's mean, arrogant, and not even a nice man. So, that alone is making me want to cancel American Home Shield. I got the coverage because I have rental houses, and this is the third one he's denied.
Dear Marian Griffith,
Thank you for sharing your feedback. Customer satisfaction is our top priority, and we sincerely apologize for the frustration you experienced. My daughter and my son-in-law has American Home Shield, and they are very pleased with the services. Our experiences with them in the past have been good. But right now, I'm having an issue with my air conditioning system, and the first tech that they sent out was supposed to and go back over the job again, but he didn't. AHS sends out these surveys asking, has the job been completed or what has to be done. I sent them three surveys before anybody got back with me, telling them that the first contractor that they sent out didn't complete the job.
He said the air conditioner was working, which it is, but it's not working sufficiently. AHS referred me to a new company. They came out today. They said a part is needed, and they would check with AHS to see about ordering the part. But if anyone asked me about my experience with AHS, I would say, positive. I would recommend them to a friend.
Thanks Alice. We’re thrilled to hear that you were satisfied with our services. Your feedback is appreciated, and we look forward to helping you again.

I've had American Home Shield for many years now. It's worth it. I hear some people complain about some issues. We haven't gone through them. Every plan that we've had, AHS has been on it and handled for us. Recently my fan motor was stuck. The contractor just had to break it loose. They gave it a little turn. I could have done it myself when it was locked up because it was just from the rain and the weather throughout the summer. The tech broke it loose and it started spinning. We tested it and everything was good. There wasn't any repair to be done. He showed me exactly what he did. I watched him and I said, "I almost thought about doing that. But I heard it locked up and it wasn't spinning, so I just shut it off and called you guys." He was very friendly and thorough on the warranty and what he did and what he thought he would have to do. Everything works normally.

I've been with American Home Shield off and on for the last 10 years. The claims process is super difficult. The wait times are terrible, so I do more online requests than calling it in. I had to get a furnace replaced this last winter, and it took about a month before anything happened. It was awful. They took their sweet time. They said they couldn't find a person in the area to do it, so I had to take care of it and find somebody. With that, the furnace is working fine and American Home Shield reimbursed me for 90% of the cost.

I came home Saturday night, and it was stuffy in here. So, at about 2 o'clock in the morning, I texted American Home Shield. They assigned it to ARG Going Green, and then they texted me at Sunday and told me they would get ahold of me first thing in the morning. They told me they'd have somebody out between 9:30 and 12:30, and they were here. They came out the other day and they were fantastic. The Freon tube had busted, and he said he had never seen anything like that in his life. He called to get the part, and they said it was backordered, and they had no idea when they'd get back in. But he fixed the whole thing for me. He soldered it together and made it work. It was wonderful.

American Home Shield sent out Astro Appliances. Their guy showed up and I showed him where the fridge was. He did a bunch of diagnostics. He wasn't here for that long, but he did some diagnostic on the fridge, and he came and got me because I was in another room. He showed me a couple of things that didn't look right with the freezer lines coming out the back, and then he said he was going to try two more things. He was there for maybe 20 more minutes. He came and showed me it was working. We needed about 24 hours to let the ice maker fill back up. I asked him what the deal was, and he said there was a line that looked like it was never connected, but he had to remove a panel to figure that out. I asked him I could just pull it out and unscrew that if anything just randomly happens again, and he said yes and then he left. It's been fine since he left.

They use one star rated appliance repair companies! I've been through 4 different repair companies and around 10 visits and still not repaired! I am shocked that ConsumerAffairs would endorse American Home Shield! Someone at ConsumerAffairs should take the time to read the hundreds of thousands of bad reviews! Now I feel like I can't trust ConsumerAffairs! Seniors are being taken advantage of. So ConsumerAffairs do your research before you tell PR that American Home Shield is a good home warranty company.
