The dryer was not drying. There was a broken piece on part of where it catches the lint, and the lint was being sucked into some part of it. It burned up some components inside. So, it wasn't drying. American Home Shield sent L & R Appliance Repair and they replaced those components. Looking back at my claims, this exact issue happened just a couple years ago. It was systemic of that. I was told at that point that with the type of dryer I have, it happens. It’s just not a great dryer. It's faulty after a certain amount of time.
As far as American Home Shield, if the service was just a little quicker, I'd be happy. It takes individual follow-up on my part to get in contact with the specialists that are approved by American Home Shield. After I submit the claim, they will tell me who my assigned person is. I don't hear anything from them and I always wound up having to reach out to the company. It's every single time I've had a claim. I've had to reach out to the company before they establish a schedule with me, and it really should be the other way. AHS should have some kind of quality control over the time frame from when the claim is submitted to when an appointment is scheduled. If I don't have a scheduled appointment within 72 hours of filing my claim, I'm not happy, and that's generally what happens.
The technician that came out to work on my stuff was overwhelmingly professional. They did an absolutely amazing job from start to finish. From the time that they called me right before they got here to when they were here, how professional they were, and in my house, when they got done and left, hands down, they did an excellent job. The only caveat was having to reach out to get scheduled.
What I like most about AHS is I have a peace of mind. I know that if one of my appliances goes down, I'm paying 100 bucks, and it's either gonna get fixed or replaced. That sits well with me. I've seen the cost of my plan over the years just rise. If I set something up, I would like for that to be my price. When I first started, it was $72. Now, it's almost 100 bucks. I get that costs go up and they got to pass it on to the consume, but at the end of the day, the expectation stays the same.
In all actuality, what more are they doing for me to warrant an increase in that product? Their services haven't changed. They're communicating with third parties to come and fix my stuff, and that's it. The only thing that I would say might change is the fact that the items that they might replace are a little bit more expensive. Even then, they set parameters on what they're willing to replace with. So, it's not like whenever I have to replace a dishwasher, I'm getting the Cadillac of dishwashers. They are assigning me one that's in line with the capabilities of what I had before. They replaced my washer one time with the same washer. That was awesome.
Hi Andrew,
Thank you for sharing your feedback regarding your AHS customer experience. We are glad to provide you with prompt and professional service!

The dishwasher was leaking out the front door and I had to have it looked at. The guy who came in was nice. He looked at everything and took everything apart. He put the door down, looked inside, pulled the insides out and ran it. He saw there were soap suds in there, and then he ran it three more times. He put a towel down since he was concerned about getting any water on the floor. So, he did everything he possibly could do or that I asked. He found out that the dish detergent got into the dishwasher. So, he flushed it out since it wasn’t a good thing. He ran it for a little bit and explained everything, including what to look out for. He said to try not to use dish detergents when rinsing the dishes and to just use plain water. He and my wife told me, so I got the message not to do it next time. It was a positive experience. The dishwasher is running and I don't have to do the dishes anymore.
I submitted the claim online and it was easy to get to and understand. I didn’t have to call anybody and was able to fill out the details. The contractor texted me back and said when they would be there and at what time. The guy called when he was on his way and when he was down the street and said he would be here in 15 minutes. I was skeptical about using American Home Shield for the first time, but it worked out perfectly. The contractor was upfront about the cost before they arrived. They told me it would be around $100 plus tax for the service, and the parts did not cost anything extra. I would highly recommend American Home Shield and do it again with them, no questions asked. I would tell a friend to call them and let them know I sent them. Hopefully, they would be able to repair the issue one way or another.

I had a few appliances that needed to be addressed. American Home Shield did not address any of them properly this time. It was a gas burner. It would not light up on its own intermittently, and only one burner was changed. I had to call the technician twice. One was a dryer vent, which was not changed, and the microwave, which has been leaking some oil. Nothing was done about those. I told AHS, “I'm not well, don't put me through this. Just get it addressed.” But they didn't do much. Previously, they have handled it well, but this time they did not do anything about it. The first time was online, then the first technician didn't do anything. He closed the claim without addressing the problems. He damaged one of the burners by poking into it. The second time, I had to call and reopen the ticket. I wrote to somebody, and they did not respond back to the email. It must have been closed.
I rated the technician who came as 1. When they completed it, I kept saying, “They're not working.” He just took a picture, snd went back, with a bad attitude. I put that also in the written email. But once I rated them as 1, they called me back. I said, “You wouldn't call me back.” They wanted me to change the rating, because it would damage their business. I said, “You are not addressing the problem, but then you wanted me to change the rating. I never received a call once from you to give me an update or address the problem, but you want me to change the rating because it's gonna damage your business.” That was crazy.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

DO NOT USE AMERICAN HOME SHIELD! After a month without a washer, they wanted to start all over again after the 1st contractor said part was not available. After MANY, MANY phone calls with one excuse after another, I’m convinced they were never going to pay. I told them either finalize a replacement today, or we were going to cancel the warranty. They were more concerned about a few hundred dollars they’d have pay over keeping our business. In all my phone calls I never talked to an American. Accents were hard to understand.

If I could give this a 0/5, I would. Worst customer service and even worse policy. They cover absolutely NOTHING for customers when their appliances break down. The cherry on top is when you ask them for a temporary accommodation until the appliances are fixed; their answer is that it is not something American Home Shield Covers. Imagine that the refrigerator breaks down and all the food spoils. For the fridge to get fixed, it will take a month, and American Home Shield suggests that you continue to live without a fridge because they will not give you one until it is fixed. So take it from someone who has continued to give this company a chance year after year, take your money and keep it rather than throwing it in the trash.

My washing machine's top broke and I made the claim through the American Home Shield app. Sometimes, it's hard to describe what you want until you talk to people directly. I got to the washing machine part, but I wasn't able to designate exactly how to say it. There wasn't any option for the issue with the top of my washer. So, I had to wait to talk to the rep directly. But the repair was quick and there was no issue when the techs from Pete Appliance got here. I was given a whole new top, and it's been doing good so far.
The only thing I didn’t like was the window of time when the techs could come out, which was an 8:30 to 3:00 timeframe. And for the big issues, not knowing how much American Home Shield covers. For instance, if my furnace goes out, not knowing how much that will be covered or how much they will replace for the bigger items that just go out and need a replacement, is kind of up in the air. American Home Shield finds contractors for you who are reputable. But the price keeps going up. I have been paying for this since I got my home, and it started at 70. Now, I'm probably at 100.

There was a company when I first had the dishwasher about 10 years ago that came out to service it, and the tech ended up flooding my kitchen. It was A&E, and they wiggled out of even helping me through their insurance after they flooded my kitchen. So, I called American Home Shield when I was having issues with the dishwasher because I wanted to make sure of who they were gonna send. I said I wanted somebody who has either 4 or 5 stars, and specifically, that I did not want A&E ever coming. At the time when I was on the phone, they could not find anybody, and it probably took them a little while to find someone else besides A&E.
American Home Shield sent out Repair Rite and the only thing that concerned me was that they sent out a different guy than the one who was on the message about who was coming. He didn't wear a uniform and didn’t come in a marked car. But the guy was able to evaluate it quickly and everything turned out okay. He didn't have to even stay here very long.
My dishwasher was 11 years old and AHS took extra time while I was without a dishwasher because they had to send someone out to evaluate it. It went back to AHS either giving me a new one at a certain level they would allow or allowing me to pay the difference for another one. I'd be paying more if I paid the difference, which was very odd. The options requiring me to pay extra were a bit much. But it worked out. I opted to take a cash payment because I could buy a dishwasher that was good and the cash option helped alleviate some of the situation. My only thing is that the retail value of the dishwasher that I bought originally was more than the one that was offered.
I’ve been with American Home Shield for three years and this was our first claim. They cover quite a bit, but there should be considerations given for plumbing that is outside the home and not a city water supply, like a well, because that's what I have. If I had known about it, I might have done something such as a better connection of my well and plumbing to my house. But the reps were very nice and did their best to help me and did what they needed to do to go through their processes to escalate. The price has gone up every year since I've had the policy with AHS. It started at $70 a month and it's now $100, which is very disappointing. Especially when I haven't had any claims, that’s not right. But I’m right on with everything. After going through a claim and being with American Home Shield for a few years, it’s worth it to have something to lean on.
We truly appreciate your patience and the opportunity to make things right. If there’s anything further we can assist you with, please don’t hesitate to reach out.

I had an issue with an HVAC unit, and it took months to get my questions answered in order to make some decisions for the repairs. Also, what I don't like about AHS is that their call center people are not in the United States. When you want to escalate a problem, it's virtually impossible to do so. The person you're talking to, most of the time, has such a thick accent that you can't understand them. So, you can't get around. There's no other point of contact when you have a problem.
If I have an HVAC issue, they use one particular company. The last time I had them out, it was a really good experience, one young gentleman in particular, whom I've dealt with a couple of times. Before that, I had a shoddy experience with that HVAC situation that caused the condensation pipe to come loose. Because our HVACs are in our attic, it dripped through and destroyed the ceiling above the bathroom.
The company can be hit or miss, depending on who you have out looking at it. So, when you want to reach somebody to resolve the situation, then you have to deal with this HVAC company that is regional. Then, to go through American Home Shield to find somebody else to do the work is virtually impossible. One more thing, it's that when we were going through this whole situation, where it took months to get the repair done, questions answered, it seemed like every time I called, I was starting at square one because I had a new person every single time. I couldn't get the same person to work with me.
But we've had really good luck with AHS. Our pool pump and mechanicals on our pool are covered. And the gentleman who works on that has been really great, and I haven't had any issues. Also, their price is not terrible.

We had to do a refrigerator claim to American Home Shield. The freezer and the refrigerator stopped working. The freezer stopped making ice. Then the day after that, we noticed that the refrigerator temperature went down. I placed the claim online. A contractor came the same day. This service was really amazing. I was so thankful.
I've been a customer with American Home Shield for almost nine years since I've had the house. It was recommended to me. I'm a Realtor and another agent referred it to me for one of my clients, and then I've been using them ever since. The prices have increased, but the cost of living has increased so, it's not really a complaint. It just does seem to get a little pricey for the service. I've had a few clients end their relationship with them because $150 every time someone comes out can get a little pricey. But with this latest service with the refrigerator, kudos to American Home Shield because they have that company in place.
A few years ago, there was a different company for appliances, and I really want to say kudos to American Home Shield for getting this other company. I don't know if they still have both but this company was amazing. It's all about who you partner with when it comes to these kind of situations, and they really partnered with the right company. It shows that they care about the customers. It was really great.

495 Garage Door came for a repair, and I was not happy with it. I put in a claim with AHS that the door was not working. It bent the rails there. 495 came out and said it was not covered. Then, they called back to the main office and then said that AHS wouldn't cover it. Now, I'm literally thinking, "I don't need a home warranty," because I had to pay for it out of my pocket. I had an issue with the home warranty. I said, "Okay, fine. It's not covered." The door has to be fixed. I said, "Give me a quote." He told me to get a new opener with a lifetime warranty for $1,175.
I pulled out my cell phone, and I said, “Let me just look at Home Depot, what an opener costs." I saw openers out there from the low 200s to you can get a Cadillac maybe at $400. I said, “What is the rest of this covering?" He said, "You can get that door opener, but then it's $450 for labor." I said, "That's okay." Later that day, I went to Lowe's. I bought the door opener for 279 and Lowe's had an installer for $175 come out. It was about 450 altogether. But they wanted to charge me 1,175. I asked the guy from 495, I said, "Is the home warranty company going to even pay for the installation even if I bought the door opener?” But it was like the guy didn't want to do anything.
I'm sitting here, I'm paying 120-something dollars a month with American Home Shield. I hadn't gotten around to it, but I'm at the point now where I might as well look for another warranty company. I couldn't even get anything from them from a labor standpoint. The opener had to be replaced. I’ve been with AHS for twenty years, and the rate’s been going up and up every year. I'm probably going to cancel them and start the research process because it's just not beneficial when they're not covering stuff that I need them to cover.
We recognize that the experience leading up to the resolution is just as important as the outcome itself. Your feedback highlights opportunities for us to improve how we communicate, respond, and support our customers throughout the process.

Although when the service is working as intended, it can be useful to get appliances repaired at somewhat of a savings over hiring a contractor independently, the company seems to be operating in bad faith if there is any problem or complaint. I have been a customer for a year, and have had multiple incidents where I was promised a call or a communication that did not occur.
Also, I am told one thing in a verbal conversation and then receive some sort of written communication that contradicts the verbal statement. This led to my having a repair to my AC system that I would told would be covered but then was not. I was given, in writing fortunately, the information about cancelling my plan, and that requires a phone call. But there is a specific person I must speak to, they are never available for the phone, the agent on the line PROMISES AND GUARANTEES that I will receive a call back to complete the matter within 24 hours; this happens repeatedly with no call back. This means I am paying (double over the previous month by the way) for a contract I cannot use as I do not trust the company.
Sadly as I had a more positive experience with them on my last home 25 years ago. I advise others NOT to trust American Home Shield. They will say anything to keep you under contract and will not deliver reliably. I have had to tell my bank to not allow any further charges from them as there is no way to manage this on my own online and the phone calls are ignored. Can you tell I'm a bit frustrated? That's after spending hours on this!

American Home Shield (AHS) was not nearly as helpful as advertised. We recently purchased a home, and the refrigerator that came with it had a malfunctioning control panel that constantly beeped. It was disruptive enough that we decided to file a claim. The process took longer than expected just to get a response. Eventually, we were told the part needed is no longer manufactured, but that they could attempt a repair. That sounded reasonable at first, until we were informed we would be without a refrigerator for 2–3 weeks during the process. That’s simply not realistic. A refrigerator is an essential appliance, and going that long without one creates a significant burden.
We pushed back and tried to work toward a more reasonable solution. I even took the time to review the contract and sent a written request citing their language around when replacement may be appropriate if a repair is not reasonably feasible. I asked a straightforward question multiple times: what are we supposed to do without a refrigerator for 2–3 weeks? Unfortunately, we never received a clear or helpful answer.
Instead of working with us, AHS seemed unwilling to consider the situation or offer a practical alternative like replacement or reasonable compensation. The experience felt very one-sided and frustrating. Customer service was also difficult at times due to communication barriers, which made an already frustrating situation even harder to resolve. Overall, this experience did not match the level of support or convenience AHS promotes. I would strongly encourage others to read the fine print and consider whether this type of service meets their expectations.
Hello Marc Bartel,
I'm sorry for the inconvenience and frustration experienced with our service. The delay in addressing your refrigerator issue is not acceptable, especially considering how vital an appliance it is in any household. We aim to provide practical and timely solutions, and it is disappointing to hear about your experience. Please respond to us directly so we can redefine our approach and best aid in finding a suitable swift resolution. Your input will help improve the level of service we offer. Updated on 05/06/2026: This situation has gone from bad to worse. I was charged for a service request on March 17, with a visit scheduled from Sears (Ca-North)-3 on March 25. The day before the appointment, they canceled. I contacted AHS to request a different service provider instead of Sears, but the next day AHS gets Sears (Ca-North)-3 rescheduled for May 5. We drove 180 miles for the appointment, only to have it canceled again. To make matters worse, AHS is now trying to charge me again for the incomplete March 15 service request. This is completely unacceptable and it is dishonest.
Original Review: We purchased a cabin in the mountains and were advised to get home warranty coverage, so we chose American Home Shield (AHS). In hindsight, it has not been a good investment. One major limitation is that AHS does not allow you to choose your repair provider. Even though I confirmed with several local appliance repair companies that they work with AHS, my service requests have consistently been assigned to Sears (CA-North)-3. Unfortunately, the service quality has been very poor. The technician misplaced screws during a repair and only addressed the issue after my wife specifically asked if he had replacements available.
Because the cabin is 180 miles away, every service appointment requires a dedicated trip during the week. To make matters worse, appointments have been canceled with little notice—twice on separate occasions—causing additional inconvenience and expense. Overall, the level of service we’ve received through AHS has been disappointing. Before committing to a home warranty, I strongly recommend confirming which service providers they actually dispatch in your area. Otherwise, you may end up paying for a service that doesn’t meet your expectations.
Thank you for taking the time to share your experience, Mar. We’re very sorry to hear about the challenges you’ve encountered, we understand how canceled appointments, service quality concerns, and limited provider options can be frustrating and disappointing.
Your feedback regarding contractor assignments and communication is important, and this is not the level of service we strive to provide our members. Someone from our team will be reaching out to you directly to better understand your situation and see how we may be able to assist moving forward.
We appreciate you bringing this to our attention and thank you for giving us the opportunity to address your concerns.

I called AHS for a problem with my HVAC and they said they'd send out somebody. But they didn't tell me who they were sending out. I had to go on to their website and find out who they were sending out. They texted me but they wouldn't tell me over the phone. I did some research and I found out that the company that they referred me to had a 2.1-star rating. I called them back and told them I needed them to give me somebody else. They stated that they couldn't do that. They told me I had a 48-hour hold until I could call them back and get them to change the people out.
They told me that I would be contacted the day before to tell me when they would be out. But I never got that. My AC went out on Friday morning and they could have got out here on Friday afternoon because with the heat in Texas, that's an emergency. But they didn't treat it as an emergency, so we waited three and a half days. On Monday morning, I called them as they opened and I told them what was going on. I told them nobody had given me a call and nobody texted me anything though they stated this was supposed to happen. They said they were gonna try to get ahold of the person that would come out so I waited. They came back on the phone and said, "We sent a text message. They're not answering, but they will come out today.”
At 12:00, still nobody called, still no answer, still nothing. I called them back and I was irate. Their headquarters is up near Dallas, so that's five hours away. I couldn't just go there in person. I sent another text message to the tech. At that point, they were trying to get the tech on the line. As they were talking to me, I got a call from the tech. I asked him how many times did his home office contact him and he said it was the second one so they lied. This company dangles a fishing line out in front of you and just string you along. The tech said he wouldn't be able to get out until 5:00, 6:00 but he came out before 5:00. He sucked out the line to see if it was clogged. It was not clogged. An hour and a half later, it started spilling up again.
I texted him back and he said he would escalate to his supervisor. He didn't come out until the next day. But I had cleaned it out and I got it back working. When the supervisor came out, he said he was not seeing anything wrong. I told him the refrigerant in the AC was low. He said American Home Shield only covers $10 for the refrigerant so it was gonna be $120 something. It's worthless service, so I will be changing AHS.

Tom's Appliance Repair came out because there were sparks coming from the heating element at the bottom of my oven. Submitting the claim with AHS was easy. The tech that came out was great. He changed out the heating element. He asked me again what the problem was, opened it up and looked at it, and was like, "Oh, yep, I see the problem right there. You need a new heating element." He had to order the heating element. He came back another day with the part. Everything has been fine with AHS. I appreciate that I know who to call when things go wrong in my house because I wouldn't always know what company to call for each thing if it weren't for having AHS.

When I put the claim in, American Home Shield said they were going to send out Clear Flow Water Solutions. I told them that I didn't think that that was a reputable company, and that they had come out to my house before, and they made a mistake and flooded my basement, and I was responsible for getting all that taken care of, which I did. I called to report what they did, but it was my responsibility to take care of it. Even though I told them that, they still sent them out.
Clear Flow came out, and they told me that I needed a new hot water heater, and they wanted $3,200, which AHS denied. So, they had a second person come out. CK Plumbing came out, and they said that it was something else going on. This claim was put in on the 4th of April, and it's been over a month, and I had not gotten service on that water heater yet. CK made a diagnosis, and they never submitted a report. I've called American Home Shield umpteen times to try to get this rectified, and each time, they tell me they're going to reach out to the company, and once the company gets back to them, they will get in contact with me. They keep telling me to call back in 48 hours like what I've been doing for the past month, and I have still not gotten this rectified. So, I did tell them that my intention was to leave the company and look for another provider because this is not fair.
I've tried to reach out to the company that came out. They don't answer the phone. I know that American Home Shield also reached out to them. They called them several times while they had me on the phone, and they were not able to reach them. My hot water heater is still not working properly, and it's been a month that I've had to deal with this here, which I shouldn't have to deal with it, because that's why I have a home warranty company.
AHS said that they couldn't send anybody else out until they got a report from CK. So, I have to wait until this person decides that they're going to submit a report. In the meantime, on the 15th of this month is when the money comes out of my account, which is over $200. I'm not going to allow that to happen because why should I when it hasn’t been what it should have been?
As far as submitting a claim, normally, I call and speak with someone directly. They address my concern. They have someone call me, and it should be taken care of, but this incident wasn't. I had another claim. There was a clog in my drain. They sent the same company out, CK Plumbing. They said they were not able to unclog it because it was grease in the drain, and that's what's causing the problem. They said because it was grease in the drain, American Home Shield was not going to cover anyone else coming out to take care of it. So, I called my own plumber. They came out, and within the first five minutes, they were able to clear the drain. I had to pay a total of $740 for that one visit. I called the American Home Shield and they did nothing. I even had the report of the plumber that came out to my house, and they said they snaked it and the drain has been fine ever since.

The refrigerator was not cooling and the techs from Casey's Appliance came out. They had to order parts, which took a few days, but when the parts came to my house, I called to let them know. They came out and replaced the entire back interior of the refrigerator. They did not have to move the refrigerator because it is huge but I had to remove all my food and bring it out to the porch, where I’ve got a smaller refrigerator. It was a pain in the butt. But they took good care of the repair. The tech said it had to do with the defrost. He was very friendly and professional, and was in and out of here in no time. I had to call them because of my cheese drawer. I couldn't get it back in to get it completely shut, and they were out the very next day. They got it fixed in a heartbeat and everything's working great.
I’ve had American Home Shield for a long time. I don't have that many claims, but the ones that I have had, they take care of them right away when I call. They call somebody and somebody calls me right back within that day or the very next day, depending on when I call. American Home Shield has good people. The technician who came out was okay, but American Home Shield told me that they only work with the best and the guy that came by didn't really seem like he knew what he was doing. I had some plumbing issues and I called American Home Shield’s number when I submitted the claim and talked to an operator. I told her the issue and they sent me a text message explaining that such and such company will be in contact with me or I can give them a call. I called this last time to confirm if the contractor was gonna come that day, because the time window was a little spread out. It was between 9:00 and 12:00, so I wanted to know which hour it was. The plumber came and fixed the bathroom sink, which was clogged, and I told him to see if he could take care of the water pressure on one of the showerheads as well while he was there, and he did. American Home Shield is a good company to use in case of any issues with the house. This is the second time I’ve used them and they’re good with the services.

Not too Happy with American Home Shield. My stove was not heating in November 2025 .. Called and submitted work order, Tech came out did some work put new brackets, Stove seemed to work, but still had issues. Called again, paid anther 100.00 service call… Tech said he needed to order more parts, AHS Denied, Called and submitted for 2nd opinion, Tech came out, quickly looked at it and said he was going to get parts, AHS refused coverage again. Then I called Customer service, told it would not be fixed, So I asked about my refrigerator having a humming noise and wanted to have it looked at, Representative stated not to bother submitting, it would be refused... I pay 80.00 a month and a 100.00 service call to have them come out... I have the same issues with appliances and our several hundred dollars out... How AHS gets the good reviews it has, I don't know... I am looking into a better service... Very unhappy.
Christopher, we're very sorry to hear about your experience and understand how frustrating and disappointing this has been, especially given the time, service fees, and ongoing issues with your appliances. While we regret that your experience has left you unhappy, we do hope that we may have the opportunity to provide a better experience for you in the future. Thank you for taking the time to share your perspective.

I'm irritated that my fees have doubled in the last few years and it's equally disgusting that I had to pay extra for the installation. The contractor was professional. The work was done fine, but I was unhappy with having to shuck out another 600 bucks for the service. When I buy insurance, I don't expect to have more than the co-pay. I paid American Home Shield the $100 initial service fee. In the past, that is all I had to pay. So, I was very surprised at the tail end of the project when my water heater was installed. I was told I owed another 600 bucks because AHS would not cover it. It's just a water heater. It should have all been covered. I've been a good customer for over 20 years. I've had my rentals under coverage and I've put my own house there as well. I belong to a real estate investing group and I've told hundreds of people about American Home Shield. I'm sorry that I did. I'm looking for a company that will give me better coverage for a lower price.

American Home Shield hides behind the call centers. There's no way to reach out to them to give them any feedback. A couple of years ago, I had a very, very, very negative experience. It was so frustrating and there was no way to communicate. It's all about off-site call centers. For certain type of systems, if you have a call center and you're interfacing with people who have no idea of what the fixtures are, or what the appliances are, it's very difficult because it's very unfamiliar to them. There was an issue about a cash-out and the check. It took me months, and there's no recourse, because the only way to reach anybody is through a call center, and relying on the call center to escalate it.
As a service, American Home Shield is fantastic. As a homeowner, everybody should have it. But there is kind of that balance between cost and the pain associated with using it. It's tipping the scales for me. 13 years and two houses at the same time. It has tipped the scales that I'd rather just put that money in an account and use it for repairs.
I always have to call a representative when I have a claim. Their online portal is very narrow and, typically, doesn't cover most of the problems. Some of their representatives are good. A lot of them are scripted, and so they take a lot longer than necessary, but that isn't necessarily specific to American Home Shield. It seems to be a call center standard. The call takes so much longer because they can't just say, “Okay, thank you.” They have to say this whole script. It's frustrating.
My primary residence was in an area that was more densely populated, more service providers to choose from, but the service the area where I am now, there's much fewer contractors, sometimes none. Sometimes they assign contractors that aren't appropriate for the type of service request. I have had in both homes boilers and, for whatever reason, especially with call centers, the concept of a boiler is unknown. And so, it takes a lot longer to navigate, to explain. I read the contract before I put in a claim, but yet, I feel that many times I'm having to explain the coverage. In the contract, it's covered, but just from their frame of reference or experience, because it's unfamiliar, they'll say that it's not. So, it takes a lot longer than necessary.
My most recent service requests have been frustrating because the service provider does not communicate with me in a timely manner, or does not communicate. It's been very frustrating. Not with the actual technicians. Very rarely, over all the years, have I had an issue with a technician. Typically, the issue has been with American Home Shield representatives or with the service provider.
When I joined American Home Shield, I was active duty, assigned overseas, communicating with them. That was very apparent. I don't know at the time if they offered a military discount, but I ask every single organization that I interface with, or if it's not stated, I ask. And recently, I discovered that they offer a military discount. American Home Shield has become very expensive, and everything has become expensive, so I understand that, but they had an advertisement saying that they offered 20% off to active duty and veterans. And when I called, they were like, “You're not eligible for that because it's only available to new customers, which I find ridiculous. It seems to be a very, very, very narrow marketing ploy. It is a bait-and-switch tactic.
Apart from all my other issues, it has been a good service for me. I have relied on it, especially when I was overseas. But I don't understand. They offered me a token credit for one year, but I renew every single year. Every single year, it's a new contract. I don't understand why they would not then say, “All right. Well, your contracts in effect then, but we'll start the discount for the next term.”
American Home Shield has a very limited service request profile online, it doesn't reflect what the coverages actually are. I have yet to be able to submit a service request with their online tool without having to call. Their software is terrible. Whatever is listed in my contract is covered items should be reflected. I should be able to click on it. There should be submenus. If I'm saying plumbing, there should be submenus on whether or not it's this or that, or this or that. It's not. It almost feels as if it's discouraging you. It feels as if it discourages people like, “Oh, this isn't covered.” Because a lot of people don't actually read their coverage. They don't actually read the contract.
My sister also has American Home Shield, and she was not aware of things that are covered, because when she goes to look at it, and I was like, “No.” I said, “Send me your contract.” Because she's in a different state. She may have a different plan. And I said, “Send me your contract.” And I told her, I said, “No, this is covered. This is covered. This is covered.” It feels as if their webpage is used as a barrier so that people don't put in service request. It is not to enhance or streamline or make anything more efficient or user-friendly.
For example, you have either hot water or steam boilers. But online, if I were to do a service request for a boiler, it's only steam. But then there is hot water heater. I don't have a steam boiler. I have a hot water heater, but my boiler provides hot water heat. It is both, but you get the wrong provider. And I have to qualify every assigned service provider, because as soon as they say, “Oh, I've assigned somebody,” I have to contact them and say, “Do you work on boilers?” “No, I don't.” “Okay.” So, not only then I have to call back American Home Shield, say, “This provider doesn't work on boiler.” They're like, “Oh, well, we have to wait. They have to tell us.” I'm like, “Okay.” So, then I have to call back the provider, say, “Could you please communicate with American Home Shield that you do not work on my equipment?”
Then they'll assign someone else. Again, they don't work on boilers. They don't work on boilers. What I've had to do is, if I know that there is a specific provider who works on boilers, I have to request them. It just makes it easier. But again, this is my time. And again, I can't use the webpage. So, that's why I rate it so low. It's a covered item. But yet, I not only have to spend extra time with the online thing to try and see if I can put in a service request for this specific issue, but then I'm educating the people online by saying, “No, this provider doesn't do this,” or, “This provider,” or “It's not a steam boiler.”
I recently had a service request and radiators are part of a heating system. Yet, I had to go back and forth. It even got escalated because American Home Shield says, “We don't cover those. We don't cover that. We don't cover that.” I told them, “But you do. You cover my boiler heating system and radiators, and the pipes that lead to them are part of the heating system. It's more plumbing than anything, but it's not plumbing.” It took me two days and four calls and a couple of emails just to finally get somebody who acknowledged that it was a covered item. That's the best par for the course with me. I know it's covered because my contract says it's covered, but they don't know the contract.

First tech came for my AHS claim, didn't even knock on my door, didn't say “Hi” early in the morning. I don't know where he went, what kind of picture he has, because the stairs that go upstairs to my roof do not have a lock. Two bedrooms, they don't have a lock. One bedroom, they do. Probably went to some other building. It's not that it was open or not, but it's never locked. It's always open, because it's very secure for a one-bedroom. So, he left. They charged me for that. I said, “Okay.” I didn't want to argue. I want the AC and the heater system to function. I put the order for both not working, AC and the heater. I don't know why someone at the end of the world answering a phone would put only “Heat pump”. And that's what it said, “Heat pump”.
The second tech came. It was very cold in the Palmdale area. He fixed the heating system. But he did not fix the AC. I called back. The third tech came. I paid again. He said it was the mess with the wiring. I made a complaint every time. They need the two people right now to finalize and to approve this. Nice people. The third one, it became rocket science. They were going to review the estimate, but the kind of bureaucracy that you will obtain in the history of the former Soviet Union. It’s terrible service AHS is providing. This is torturing people. They need to improve their services.
Dear Petros Hajian,
Thank you for taking the time to share your experience. We sincerely regret the frustration and inconvenience you encountered throughout this process, and we appreciate you outlining your concerns in detail.
We understand your concerns regarding both the initial service visit and the subsequent appointment. American Home Shield relies on the diagnoses and recommendations provided by independent, assigned service contractors, and coverage decisions are based on those professional assessments.
That said, our records confirm that the work associated with this service request has been completed. Please note that AHS offers members a 30-day recall period should you experience a recurring failure related to the recent service. We value your feedback and appreciate you bringing these concerns to our attention.
Please let us know if you have any questions or need further assistance.
Sincerely,American Home Shield

When GM Appliance came out, they were unable to service my appliance. They said they didn't work on that model. I contacted American Home Shield, and they took about a day and a half to identify another provider. That provider scheduled a time to come, but they didn't come. They called close to the end of the appointment window and said they weren't going to be able to make it and wanted to do a telephone diagnostic. It's my refrigerator. He asked me if it was cooling, and I said no. He said, "Okay, you need a condenser. We have to order the part, and I'll call you when it comes in." And that was two weeks ago. So I have no refrigerator and all my food has spoiled.
I have not reached back to the vendor yet. The person I was speaking to said that after the day of our phone call, he was going to be on leave and he would call me. I was trying to be patient. Because I was already at a point where the food had spoiled. I went out and bought another small refrigerator for the basement to tide me over in the interim. But it means going to the grocery store every other day because it's a small refrigerator.
Submitting the claim with AHS is okay. It's a little frustrating because they only ask for minimal information when you do it online, and they collect the fee. But then, when they're not able to provide the service, there's no way to get the feedback. This brand of refrigerator, apparently, is a little bit obscure. And had I not already paid the fee, I would have sought other providers for service. But I was already committed to working with American Home Shield.
I felt a sense of urgency with the refrigerator and the loss of food. I asked to speak to a supervisor, and they told me that my contract states that they will provide service within 24 to 48 business hours. So this happened on a Saturday afternoon. That meant I wasn't getting any service until Monday at the earliest, possibly Tuesday. And that was a little disheartening, given the kind of appliance it was. I spoke with someone. She really was not giving a supervisor vibe. She was not particularly personable and didn't have a very customer service tone. But she said she was an escalation specialist.
It's troublesome that when you have an issue or a concern, reaching a supervisor or any other means of communicating your concerns is very limited. For example, I asked for an email address or even a street mail address that I could send a letter outlining my concerns and they said there is no customer service email and there is no address. It's a business. They have to have an address. But more than one person told me that.
Yvonne Jones,
I sincerely apologize for the frustrating and lengthy ordeal you've faced with your refrigerator service. My wife did a claim for a dryer belt repair. American Home Shield assigned a contractor to it but we rejected that contractor due to the fact that their ratings were very low. We requested another contractor so that postponed the repair a little bit. The whole time took five or six days due to the weekend and we were on the phone for quite a bit. They called to help determine the issue then the next day, they sent a different repair guy out. He was very pleasant and knowledgeable and even went over and above.
Jon Johnston,
Thank you for sharing your experience. We’re glad to hear that your dryer repair request resulted in quality service. Delays can occur when changing contractors, but it's important to feel confident in the repair work. We're pleased the technician who conducted the repair was knowledgeable and took the extra effort to ensure satisfaction. The tension springs went out on the washer and the tech from Sears verified it. He ordered the parts and came back on Saturday to put them in but the next day, the washer stopped working, so he had to come back out. He was not able to return until Tuesday or Wednesday, and he had left part of the washer open. I didn't like that he didn't even try the new tension springs before he left, and it cost us several days of not having a washing machine. The technician came back out, and my husband pointed out what might have been causing the issue. The technician agreed that it was likely the problem, fixed it, and then left.
I was disappointed with the process when we had to replace our heating system in January. They only gave us $800, and the heat alone was going to cost $5,000. I ended up replacing the heating and air conditioning systems just so it would all be replaced. I was not happy about that. The contractor they used would not give me an itemized breakdown of what they were charging for. I had three other people come out and give us estimates, and they were inflating the costs to be able to get more, and they wanted us to pay that. American Home Shield would not cover the additional charges, and if they were not even gonna tell me what I was paying for, I decided to get it done myself.
In the end, American Home Shield still would have only paid $800 even if I had gone through their contractor, and I would have had to pay extra. I got a much better unit by doing it myself, so overall, I haven’t been happy with the experience. American Home Shield pushed the price way up from last year. They got it down for me, but it’s still very high, and I could have gotten it cheaper through somebody else.

The first techs who came out for my AHS claim couldn't speak English at all. They were from Ukraine. And they had to use a phone to communicate back and forth. They ended up damaging my floor. Then they filled out a claim within 72 hours. In the meantime, the refrigerator was never fixed, even though they ordered a part, and the part had become defective. AHS finally ended up sending another company, Home Repair of Arizona. The technician was great and fixed the ice maker. But what I ended up having to go through with the office person, who I guess is the tech's daughter, was not polite at all. I mentioned this to the technician and hopefully, he will talk to her, and she has better customer service 'cause she was very rude.
AHS ended up charging us another 125, but at least they gave us a credit for $75 'cause the whole ticket was past the 30 days. And I appreciate that. But if the ice maker works for a little bit, and then it stops, and then fills up the tray with water, I guess there is a problem. Also, our first-year rate was a low fee and then it doubled. We've been with AHS for a year, and then it automatically renewed in March. Then surprise, it's doubled without anybody saying anything from the very beginning. But their reps have been polite on the phone.

I have had a very bad experience with these companies. The first company, Fresh Air for the AC, told me the problem. It was an electrical problem. Then the thermostat was not working. He also charged me $180 to fix the wire. Then, the electrician came. One of the circuit breakers was gone. He replaced that one. He charged me $100 to replace the circuit breaker. Even the circuit breaker is not more than $20. I'm very disappointed. Do not go with American Home Shield.

I'm not looking for a 5-star service from a company like American Home Shield but I am looking to have my issues taken care of. We’ve been long-time customers and they have used AG Appliance for a long time as well. We have not been happy with AG in the least bit. Their employees are not competent and they’ve proven that a couple of times. So, whenever we call AHS, we always tell them not to send anybody from AG. Sometimes, they follow our request and sometimes, they don’t. There’s another company that American Home Shield uses that has an amazing tech and we always request him. And sometimes, they send him. He is very good.
AG came out for our washer. We got a code, and it wasn’t draining the load. So, whenever the load was finished, the clothing was so wet that it would take hours to dry. The young guy looked at the washing machine and said parts were needed. They ordered the parts and the following week, he came in and installed them. He wasn't there for very long. He said we were all set, and he left. But I did not ask him to run the washing machine. That night, my wife ran a load and the washing machine worked, but it sounded like a locomotive was in our laundry room. It was so loud and there was water leaking out from underneath. So we called AG about the issue, but no one had come out yet. They said a technician would come once the parts come in. We asked what parts they were talking about because the guy had not been out to find out what the secondary problem was. Communicating with them was difficult at best.
The guy finally came and AG called and said the parts were ready. We were thinking about what parts they could be talking about. If it weren't so irritating and time-consuming, it would be funny. The guy brought something in when he came out, and half an hour later, he said there were some problems with the washing machine. He recommended that we replace it. This was on a Friday, and on Monday, we received an email or letter stating that they would not replace the washing machine because of a clause in the contract. They said the drum was broken due to abuse, so the replacement would not be covered.
The washing machine was working, except that it was draining, before the guy came out. We were back and forth with people and finally, I got a guy to throw me a bone. He said they are not gonna charge the service fee, but they can't send somebody else out to get a second opinion unless a new claim is opened, which is another 100 bucks. I didn't feel like throwing good money after that, so I was on the phone last week for probably 40 minutes with a senior supervisor. He gave me a $100 credit for the service charge. But he was reading from a script and there was nothing personalized about it. We waited three times with a four-hour window and now, they are telling me that nothing can be done. So, I thanked him for his time and told him I’m not happy.
When the technician came back, he told us he was going to recommend replacing the washer. But in his report, he stated that the damage was due to abuse and because of a clause in the contract, they were not going to replace it. I felt like he falsified the report and lied to us instead of being upfront at the door and saying there was nothing they could do because of the clause. My wife later looked online and found other reviews describing similar experiences involving falsifying reports and lying. Because of everything that happened, my wife contacted the credit card company to dispute the monthly fee, which was just under $100. We felt it was fair to try to get one or two months credited back since we had received some semblance of service before this issue.
American Home Shield is very responsive when we submit a claim. We call and we’ve got the lingo down and we know what to expect. The rep would say one of the repair shops will be contacting us. And the companies always come out in a timely fashion. We're not big on the four-hour window, but it's the way in their world. So, I get it. They make the appointments. They're good about following up and saying okay. Most of the time, our technician is 15 minutes away, which is very helpful. But that’s where it ends. Everything else is not good at all. Price-wise, AHS is just like every other insurance company. If you make a claim, your next month’s bill is gonna be higher. Originally, it was 29.95. Then you make a claim and it's $40. Then you make another claim and it's $60 a month. We're up to just under 100.
I'm in the service business and I know customer service backwards, forwards, and in between. So, if I were the president of American Home Shield, heads would be rolling. They have no idea of the definition of customer service. They're robotic and unyielding. I would never recommend that somebody engage American Home Shield in business, and we certainly are no longer a part of their insurance company. If I had the time and the energy, and it was worthwhile, I would sue them for several different things. But I'm not litigious, and I don't have the time or the energy.

The first contractor that American Home Shield assigned, A-US Air Conditioning, never called and set up an appointment. I waited a week, and they didn't call me. So, after that, I called another person to give me a free estimate. They came out the following day and provided me with one. I just wanted to know what the system would cost. They sent me a quote the very same day at night, and I have someone else coming in tomorrow just to give me an estimate how much it would be to upgrade to a new system.
I asked American Home Shield to assign a different contractor because the first contractor they assigned eventually called and wanted to know what the situation was and what was happening. I explained that I was looking to upgrade the system from the old refrigerant because I had heard the newer systems are more cost-effective. Over the last few years, a few technicians who came out for the same issue had told me the system was old and that I would probably need to upgrade it within the next few years. But with American Home Shield, the contractors seem a little shady. I’ve had other contractors come out for other things, and they were trying to get over on people. One contractor came out when my hot water heater went bad and wanted to charge me an additional $1,600 to replace it. I talked to a friend of mine who is a master plumber, and he did it for $600. Somebody needs to look at these contractors.
Submitting the claim is easy because you go to the website. But when I called and tried to explain to the customer service rep what the first technician had told me about speaking with American Home Shield regarding a possible upgrade, she told me that the technicians had said the coils were bad. I was trying to tell her I didn’t want to just fix the coils again, because the last time that happened, they ended up replacing the whole handler upstairs. I said I was just looking to do a full new system. But she kept saying they would need to send someone out again to do another estimate. Then a new contractor called me today and said he would call me back after getting more information, so I’m not really sure where I stand right now.
I would probably just look on Google, and have somebody check the contractors and see the negative comments. I went on Google for the first contractor that AHS assigned me, and people said they didn’t get back to them for a whole week and didn’t install things properly. Sure enough, those people didn’t get back to me. When contractors are assigned, the assumption is that they are responsible, but that’s not always the case.
My wife upgraded the warranty so it remains to be seen. I’ve noticed that the contractors come out here and sometimes want to do things that probably don’t need to be done or add extra work. I was a contractor before, so I know when they’re trying to do that. If I see they’re just trying to make a little bit of money, that’s life. This is the first big thing that I'm gonna do with American Home Shield, and I've been with them for probably over a decade. So, it all depends on what happens with this because I don't know what to expect anymore. I just got home a month ago from the hospital and I had to deal with no heating and no air conditioning. So, I’m just putting up with it. It’s just a waiting game.

We have been dealing with an unresolved refrigerator claim for over a year with no restitution. During this time, more than eight different technicians have been sent to our home, yet the problem remains unresolved. The situation has worsened significantly. A malfunction with the refrigerator’s water dispenser caused flooding that spread from the main level into the basement, damaging the subfloor. In addition, the refrigerator compartment continues to fail, with persistent high-temperature alerts and no clear resolution in sight.
Despite repeated calls to customer service, we are still waiting for a final decision on this claim. The lack of accountability and communication has been extremely frustrating, especially with young children in the home and multiple service visits creating ongoing disruption. At this point, we are trying to understand whether this is an isolated experience or part of a larger pattern. If you have had similar issues with this company, how was your situation resolved? I called over a span of 3 weeks trying to dispute it and requesting for a letter of denial as to why it was denied because the reason every operator I talked to said it was an invalid excuse. I requested the letter via email and the first guy said they don't email documents. I requested by mail and never received it. I called again and a different operator said they would email it to me by tomorrow. Never received it.
I called multiple times getting the same runaround. I requested to talk to a supervisor or someone else and they could only "put in a ticket" for me to talk to someone, but couldn't give me direct contact information for any other department. After three weeks of zero movement, I finally decided to try and cancel my plan because it clearly did not do anything for me. I was on hold for over an hour with them before it automatically switched to the survey and hung up. My time and loyalty was of zero value to them. Arid Valley Plumbing came out for my AHS claim. However, the tech did not do well with the repair. He could not repair the leak because they needed to remove the cabinet first. I removed the cabinet, and I asked them to come again. They gave me some estimate. But the estimate was much more. I don't think the price makes sense to me. Also, the contractor said it was a lot of wear and an old issue. They could not cover my drain for the pipe leak. I was not convinced by that explanation.
AHS asked someone to come again. And the second opinion inspector came and told me that they have to share the photos and their report with AHS. Then he could make the right conclusion. But I think it should be the other way. This should be judged by the inspector instead of reporting something back to the warranty and then discussing the root cause. I think the inspector should have their own judgment instead of going back to report something and discuss it with them. I don't know why it's handled that way.

Our claim with Service 1 Air went really well. They took care of the issue. We had the same issue in January and they also took care of it then. They were excellent. It was a condensation line from the air conditioner that got clogged. It got clogged again. We asked the technician if there was anything we could do to help prevent it and said we could put white vinegar down the line and that should help. We'll start doing that.
American Home Shield does what they promise. But it's hit-or-miss with them depending on who they send out. Some of the “professionals” American Home Shield sent out were less than. We had a contractor out to clean the dryer vent. They did not come out with the correct equipment. They wanna use our ladder. The guy also left a very large coffee mug and we had to climb up on our ladder and pull it out of there. A contractor also made eight visits before they fixed another issue. We were not pleased with them at all. The guy kept trying to divert the problems and telling us we don't have enough insulation. We told him it's the same amount of insulation we had last year when it was working. We also did a claim for the microwave and three months in, they were still wanting to redo the microwave. By the time they finished up, we had already bought a little standby microwave.
But the plumber who found the dishwasher leak was good. A contractor also had to come out for the refrigerator. The ice maker went out. Instead of making us wait the 26 weeks of lead time on getting the parts as we had to replace the entire refrigerator door for our ice maker, they offered us cash so we could go find a refrigerator, which is what we did.

The technician was out at my house for five minutes, said he needed a control board, and that he would order it let me know in three days. In a week and a half, I got a phone call from American Home Shield saying that the technician said that I damaged it, that I pushed the button too hard, and they were not going to cover the claim. That was when I canceled my plan.
I also got a phone call last week that American Home Shield was sending out a second person for a second opinion to look at my washing machine, and that's supposed to be sometime today. They said I could either have a second opinion or they would give me back the $100 I paid for the technician to come out the last time as my deductible. I was a customer of American Home Shield for 12 years. I had them back in 2007 and when I purchased the house, it came with it. My refrigerator quit working and the issue ended up being the compressor. It took about two weeks, but they've got it fixed. I live in Charlotte and American Home Shield put us with a company here that nobody has ever heard of called Ascent Appliance. Everybody they send to your house to work on something is Russian and that's weird. But they're as nice as they can be. They're efficient and no problem. A few months before, we had to have a microwave repaired. I've learned about American Home Shield is that no matter what they say about, "If we can't fix it, we will replace it," is that it's false advertising because they don't. They do everything they can to put band aids on it to fix it.
We have a two-story house and about seven years ago, our air conditioning unit went out in the house. It was for the upstairs. American Home Shield brought a company in that we had never heard of. The guy came in, looked at it and he said it needed a part and then he left. So what happens is you call American Home Shield and they send somebody and they look at it and they always need a part. So they leave. It always takes at least three visits. Then they say, "We have to order a part." Well, it can take two days or three weeks to get the part. None of these people will make an appointment to come back and fix it with the new part. They wait until they receive the part. Sometimes they're backlogged two weeks. We've had this process take 6 to 10 weeks before. But when the guy came in, he said it was either a $350 or $380 part to get this thing back working. I said, "Fine." He said, "And I will send you the estimate."
Within two hours, I got an estimate to replace the unit for $8,500. I called him up and said, "What is going on?" He said, "Well, due to local North Carolina ordinance, when you replace this part, you actually have to replace the whole unit." I called a friend that I trust immensely in this business, not the people you sent in, and he came and looked at it and he said it does need that part, but my quote will be a little more. So the way it ended up, I had to spend $8,500 to replace the unit. American Home Shield paid for the $305 part for it. But it was all a bald-faced lie and I'll never forget that and never forgive them for that.
The people that I talked to at American Home Shield on the phone were all foreign and it's very difficult to understand their English. Sometimes I have to ask for a different person. But a lot of people have outsourced stuff like that, not just American Home Shield. Over the years, we've paid thousands of dollars for a couple of thousand dollars' worth of repair. But as things get older and you might want to sell your house, you don't dare give up the home warranty because you don't know how to replace a refrigerator or something else on your own. So you hold on to these warranties. But if I ever go to another home, I won't have one of these things.
Dear Leon Burleson,
Thank you for taking the time to share your feedback. We sincerely regret the frustration you experienced and understand how repeated repairs can be discouraging. American Home Shield is designed to continue making repairs as long as they are recommended by the AHS-assigned servicing technician. A replacement is considered only when the covered component is deemed no longer repairable by the servicing technician. In this case, our records indicate that repairs were recommended, and the professional recommendation was followed accordingly.
Our records also show that there is no active service request at this time and that the work has been completed. Please note that AHS offers a 30-day recall period should you experience a recurring failure related to the recent service. We value your feedback and appreciate you taking the time to share your experience.
Please let us know if you have any questions or need further assistance.

The toilet was running. I called in to American Home Shield. Getting the claim submitted was easy. I received a text message saying when the techs were coming and where they were coming from. Everything has been working okay. I've been with AHS for almost eight years now. I like that I don't have to go look for someone to fix this or that. I just call them, and they sent someone out. Also, I don't have to worry about how much the cost is gonna be and go compare it because I know how much it will be. I pay American Home Shield, so I don't have to go for price comparisons for the labor. It’s a good coverage, too. If you need peace of mind, American Home Shield is good to have for the repairs and everything that you don't expect.
We’re glad to hear that your AHS warranty has been a valuable resource and has given you added peace of mind. Thank you for trusting us with your home maintenance and repair needs.

My neighbor has American Home Shield. She's 90 years old and I'm taking care of her. American Home Shield has been so good every time I filed a claim for her and I like that. They respond right away, so communication-wise, they're good in that. I would call them when she needs a service, then they'd give me a claim number right way, and by the next day, they'd tell me that the contractor would call me but they'd also give me the contractor's number that I could call. I'd just call them myself and they'd respond to let me know when they'd be out.
I recently called American Home Shield for the air conditioning and they were very nice. But it took a long time for the person to get here to fix the unit and that time was too hot, so I had to get my neighbor a small air conditioner unit in her room. Other than that, the guy who came out did the job. He was nice and he explained what happened. I also used to have American Shield and I had them for a lot of years. Then I had to cancel for a few issues I had with them. But my neighbor kept them and their rate is very good right now.
Anthony Riesgo.
Thank you so much for your kind words and loyalty to American Home Shield. We're delighted to hear about your positive experiences with our communication and service. We apologize for the delay during the air conditioning repair and appreciate your patience during that time. If there's anything else you need, we're here to help. Have a wonderful day!

The coverage with American Home Shield came when we bought the house and I've just never changed it because I've never had an issue with it. We've been in the house for probably seven years and AHS has been good. It's generally easy to file a request if I need something. Same Day Air came out for a seasonal checkup and the tech said one of the batteries was below the recommended percentage so it was gonna go out at some point. We had to replace a couple of them three years ago. It's a very old air conditioner so the batteries probably needed to be replaced again and asked if I wanted to do another claim to get that done. And that was fine. If it's already too low, I'd rather get it done now than in a month.
Overall, American Home Shield is responsive. The only downside is that on the weekend, we have not been able to get anyone scheduled for an emergency. In previous years, the air conditioner went out on a Friday night after hours and I was not gonna get a call to schedule until Monday. Then, nobody will be out there till Tuesday, at the earliest. And that was in the middle of summer in Arizona. But other than that, AHS has been good. The customer service reps have been able to help and the price is comparable to any other service like that.
Matthew Richardson,
Thank you for sharing your experience with American Home Shield. We're pleased to hear you've found our service reliable over the years. We understand the challenge of weekend access to emergency responses and appreciate your feedback—it’s vital for our improvement. We're glad our customer service representatives could assist you satisfactorily and resources have been generally sufficient. American Home Shield is terrible and I'm not happy with them at all. For one appliance, they've sent Sears three different times. The first time they came out, they said that they fixed it. But they didn't do anything at all. The second time they came, they said it was something electrical. But that was not true at all. The third time they came, the gentleman said that the refrigerator needed to be replaced because it needs two parts that you can't get anymore. And he said he was going to close out the ticket. This was on the April 22nd, with American Home Shield, and he was going to put in a request for a replacement. I spoke to a supervisor there and she is still going back and forth. She called me on Friday and she said to give her just give me one more day, which would have been yesterday, to see what they're going to do about the replacement. Then, I never got a contact call.
I called them back because I thought that a number came through from an 800 number, and it was them, but a woman told me that it's still in limbo right now, and that they would call me back yesterday. So in the mean time, I have no refrigerator and I can't buy anything that's got to go in the refrigerator. And this has been going on for over two months.
This is the last time that I'll be using them, because I got a few friends that have Choice Home Warranty and they never had a problem. So, I'm going to switch over to Choice. Because you can't go two months without a refrigerator. Aside from that, Sears subcontracts guys who cancel appointments and tell you they're going to be there at 3:00, but they're not there at 3:00. Then they tell you they're going to come at 5:00, but they don't come at 5:00. So, you're waiting around all day and you lose a day's work. The people that American Home Shield contracts to do the repairs are subpar and they can't make a decision because they're waiting to hear back from the warranty company. It's a whole three-ring situation in circles.
Other than that, I always call in to submit my claims and the people that you're speaking to barely speak any sort of English. You're trying to explain to them what's wrong, then they're just trying to put in a claim and get you off-line, and they're not listening to what you have wrong. Half of the time, when the person's calling you up to come and service, he has no idea what's going on because the reps don't know how to punch it in correctly. So, if you call them up for a refrigerator, they'll put in a service request for a refrigerant system. Also, I don't even believe that they're in the United States and that's the problem. Then, when you log in on their website to see if your service is closed or to see your appraisal or what the guy wrote, you can't even do that. All you see is that it's an open claim, then it'll say “Closed claim.” So there's lack of information.
American Home Shield charges you $132 to make the call to come out, and 100 and something dollars a month. So in one year, if you put all that money aside in a savings account, you could buy a $400 refrigerator or a $380 dishwasher. With Choice Home Warranty, from what I understand from people that have it, there are no questions asked and they do things quickly. They are cheaper, too.
Dear Anthony Dizenzo,

They do what they say they’re going to do, and if they don’t, they help get someone who can do it for you. My experience has been great. They cover everything I don’t have a warranty for. My most recent claim with American Home Shield was perfect, and submitting the claim was easy.
I called them on a weekend and told them it was a plumbing issue. They said they would get in touch with me in a couple of days. They called on Monday and made an appointment for Wednesday. The repair people came on Wednesday and did what they had to do, but the problem came back. I called them again and they scheduled me for next Wednesday. When they came out that time, they explained everything that was going on. The repair guy told me what needed to be done and talked me through it. He said a lot of wipes were stopping up the plumbing, and they did what they could. They said they needed to do something else and gave me an estimate of what it could cost, and they got it straightened out. I did what I had to do, so it’s repaired now.

When RMT Mechanical Services came out, they did my refrigerator and my washing machine and dryer. They fixed the washing machine and dryer and the refrigerator needed to be replaced. They were very communicative and in a timely manner as well.
Submitting the claim was cool because the only thing I did was did it online. Then, it came right through email and then they were calling the next day to schedule. I'm happy with American Home Shield. I've received good customer service from the contractor that they sent out and I didn't really have to have a conversation with American Home Shield other than finding out about the replacement of my refrigerator.

For the past three weeks, they have repeatedly claimed that my account has a past-due balance—even though multiple representatives have confirmed that it does NOT. Despite this, I continue to receive daily calls and messages about a balance that doesn’t exist.
Each time I contact customer service, I’m told the issue will be “fixed,” but nothing ever changes. Now I’m being told different explanations depending on who I speak to, and no one seems willing or able to actually resolve the problem. This has turned into a constant runaround with zero accountability. It’s incredibly frustrating to be harassed over an error on their end while also being unable to reach anyone who can take real ownership and fix it. At this point, I’ve lost confidence in their customer service and their ability to properly manage accounts.

I tried to call, to figure out how to handle an emergency service call, AC went out Friday night and was going to put in service ticket, however the company they were going to use was based out of PA and I am in FL and would not be contacted until Monday to even schedule a service call. My parents called a technician, they came out and diagnosed it to be the blower, blower ordered and will be replaced today, mind you it is 90 degrees and and my 78 year old father is in the house. I called to explain my situation and asked how could I claim it, was told it is at my expense because I didn't go through the service request portal. I told them that this was an emergency situation, customer service didn't care. Make sure you get your contract, as I didn't, nor can you find it in your portal. Now I am out $3,000, oh and the customer service lady (India) hung up on me. I do not recommend this service to anyone.
Todd, we're very sorry to hear about your experience and understand how stressful this situation must have been. We appreciate you taking the time to share what happened.
Per the terms of the warranty, American Home Shield is unable to reimburse for repairs completed outside of the plan without prior authorization. This is outlined in Section 8(C) of the agreement, which requires service to be initiated through AHS in order for coverage to apply. We recognize how difficult this can feel in urgent scenarios and regret the frustration this caused.
Regarding your plan documents, we will be sending a copy of your plan agreement via email, and you should receive it within the next 24-48 business hours for your reference.
We're truly sorry that this experience did not meet your expectations and appreciate you sharing your feedback.

The hot water heater was leaking water. I called American Home Shield on a Saturday evening and asked for an emergency ticket to be submitted and tried to get an emergency call. As far as submitting the claim, it was easy. The representative took care of my needs. However, there was no urgency because it took almost two weeks to get this leaking hot water heater repaired. They could not assign a plumber. So, they took me on a roller coaster. They couldn't assign a company, and then they gave me permission to go out and try to find one on my own. The list of people that I could use was very limited because I couldn't use any of the bigger companies that would come out in an emergency case.
Then, I had to call back, resubmit the claim again, and they charged me again. I'm still waiting on a refund for the first one. Then, they had to escalate it to the escalation department, which they said they did the first time and it didn't happen. So, once they submitted it to the escalation department, the young lady was able to find me someone in about a day. Then, from there, it went to the people. They came out three days later. Then, we had to wait on American Home Shield to order the hot water heater.
There are a lot of things that American Home Shield don't tell you that are not covered, which I'm very frustrated with. In their ads, they say, "Okay, if it can't be fixed, we'll replace it." But it doesn't say that, "We'll replace it for free as long as you don't need modifications or bringing it up to standards or anything." They don't tell you all of that. So, I wound up still coming out of my pocket with a lot of money. The plumbing company was very good. Their guy communicated well.
If someone asks about American Home Shield, I'd tell them to read the fine print because everything is not covered. I'd tell them to make sure they're getting the policy that fits their needs and make sure that they inquire about certain things first. When you call in to AHS' call center, sometimes it's hard to understand the language barrier between some of the representatives. So, that can be a little frustrating at times. Then, they tend to put you on hold.
So, one thing that could be improved is maybe gapping that language barrier and the hold time. To hold after every statement drives me insane. I understand the customer service part of it also because they repeat back to you everything you just repeated to them, but then you still don't get the answer to what you actually call for. The other day, I called about my refund of the first service fee of $100. I was on the phone for 45 minutes just to get the status of it, and then they had to escalate it. I still haven't gotten it and they told me it would be three to five days. Overall, AHS has been pretty good for me but at the same time, I don't expect to have to come out of my pocket anymore because I'm paying for a plan and here I am coming out of my pocket with another cost.

I called American Home Shield for my dryer and then Trusted Appliance Repair called me the next day. It took two days for somebody to come out here. When the technician came, it didn't take him long to figure it out. Once he figured out what was wrong, he took care of it and he wasn't here long at all. He did everything in a timely manner. Everything is functioning great now. Trust was pretty good. I liked them. This last claim was great. But the time before that, we had some issues. I had a claim for the refrigerator and it took a while for the Sears people to realize what the problem was. So we lost food behind it not once, but twice. It took about two months to get it resolved. We had to get a cooler. Also, when the workers were here, they used the bathroom three times. I didn't report it but it was a little too much.
I've been with American Home Shield for 16 years. They can improve the payment because I'm paying too much money. It's too expensive and I'm thinking about leaving because of that. But it's something good to have because it's like a security blanket. So it does feel good when you can call someone when something goes wrong. A Sears mechanic came out and looked at my refrigerator. He told me that some of the parts on my refrigerator were obsolete, and that he needed to still put in a written request, to be denied, to then fake it to Home Shield. I never got a response from them after that. Nobody called or emailed me. Nobody texted me. Not Sears or American Home Shield. So I had to reach out to American Home Shield, and I was already not happy, because now, my refrigerator is still not working. It's been six weeks. So I called back to American Home Shield, and I said, “Hey, why has nobody contacted me? What is happening with my refrigerator?” So they said, “Well, we can send somebody else out.” I told them that I wanted somebody else to come out.
My issue with this is that nobody has reached out to me to tell me what's happening. Why not an email? Why not anything? When I called Sears, Sears is all AI. They told me there is no person that I can speak with. And when I tried to communicate my issue, it just did not understand what I was my problem was. So that's when I went back to American Home Shield. I said, “Hey, something has to be done.” So then she told me, well, I can put in another request, and then you have somebody different come. And I said, “I don't care who you send. I just need my refrigerator fixed.” So they send, somebody else. And he came out, and he looked at it, and he was a little bit faster, anyway. He did come out a little faster. So he came out, he looked at the refrigerator, but he also told me, “I need to order parts.” That took another couple of days.
When he got the part, he came back, and he said he would change some little sensor or relay. He changed it and he said, “Okay, the refrigerator -- put a cup of water in the freezer and check it in a few hours and see if it freezes.” It worked. So he fixed it, and then that lasted four days, my food and medication went bad again. I told the American Home Shield that I take injectable medication that needs to be refrigerated and it had to be thrown away. Not only did I not have it, my insurance would not give me new one because I already picked it up so I couldn't have to go without.
So I was upset with them, and I said, “I just want my refrigerator fixed.” So that went the five days, and I told you it broke. I called the repair man again. He was very rude, and he told me, “Well, what did I do when I went out there?” And I told him, “You switched some small little relay I saw that you had.” And he said, “I told you, don't buy food right away because it might not work.” I said, “No. Wait a minute. That five days. That's plenty of time. You told me, If the ice froze in the freezer, it was good, and that I can use it, which is what I did. I put a plastic cup of water, it froze solid.” I said, “Great. It's working.” I went out and restocked my refrigerator, which was not his fault it broke the first time, but it was the second time that I restocked, and he said, “Well, you shouldn't buy groceries.”
I said, “Please just come out and repair my refrigerator.” So when he came, he said, “I'll stop by.” So the next day or whatever, he did stop by. And then he said, “Well, I have bought a generator.” I said, “No, you never brought a generator.” And he said, “No, I ordered a generator, but since it worked with the relay, I didn't need it, and I sent it back. So now I have to reorder that, and you have to wait till that comes back again.” I was very upset with that. I thought, “Why did he just not put them both in? He's being paid. Why didn't he put them both in? Why take the risk?” If I can understand if one of us was paying and I'm like, “Oh, I don't want to go with the expensive part if I can get away with, “Oh, it was just the small part.”
So he didn't put it in. He, “Okay, well, I got to order it.” So he left. So two days ago, the box shows up on my doorstep, and I said, “Oh, my gosh. This is the part for my refrigerator, which must be the generator thing.” So I'd lug it inside and wait for him. He does not know nothing from him. So then I send him a text message, because he answered when I did that, and he never answered me, because I had just said, “Hey, any update on what's happening?” And then again, “Hey, the part finally came to my home,” and nothing. So yesterday, I called him on the phone, because most of the time, his voicemail thing is full. Oh, no. You can't leave a message because it's full. So I text messaged. So I called him, and he did answer.
The mechanic said, “Oh, well, what did I do at your house?” He also said, “Oh, you said you were going to put in a new generator, and it already arrived on my doorstep. So I want to know when can you come out and finish my refrigerator?” So he said, “I cannot come out today.” I'm hoping that he actually will come out today and repair my refrigerator, because this is just ridiculous that I'm going this long. And that's what I keep telling everybody at American Home Shield. That's why I got upset and canceled my thing with them, because this is very long.
Thank you for taking the time to share your experience, Nora. We're truly sorry for the frustration, delays, and inconvenience you described, especially given how essential a working refrigerator is, particularly when medications were impacted. The fridge in my house carries all my food and everything went out, and it took at least three weeks before I got the refrigerator fixed. That was too long to be without one in the house and when I called American Home Shield, they said they can't replenish anything that's damaged. Every food in the fridge had to be thrown away. So that was a little bit disappointing, but it is what it is. Atlas Service, the contractor, was good and I didn’t have any issues. Ordering the parts was beyond their control.
When I started with American Home Shield, the price was 79.99 and it's gradually increased. The last time I saw my bill, it was in the 100-something and that was unfair. AHS is going on an economic pressure, and we also have the same economic pressure going on. So, they can’t just increase. The price is unreasonable and I wasn't informed about it, so I'm not too happy. The work is good, but they went into the process. They say I'm responsible, but I shouldn’t be. We should work together and meet in the middle. If they continue to increase, I will have to find another home warranty company because they obviously have a better price than they do now. American Home Shield is available 24 hours, and the customer service is fine. It's just that the way they do the process is not fair to the consumer.
I understand your frustration regarding your most recent American Home Shield service experience. I would be glad to speak with you to further assist in a resolution.

From the initial call, I was without a washer for about three weeks. It takes time for AHS to get the information on the diagnosis, and after the tech came in for the repair, I waited a few days. From there, they kept telling me something different each time. Almost towards the end, when I called American Home Shield’s service line, the communication was a little confusing.
The last person I spoke with was clearer and explained that the claim was already in the decision department and that I just needed to wait a few more hours or a day. I did that, and the issue was taken care of. On my first two calls, they kept telling me that Zen had not sent the diagnosis. I questioned why it was taking so long since the technician came out four days ago. They should have already sent it. So, communication was an issue.
American Home Shield has helped me with repairs or replacements twice, although there was a bit of a hassle during the process. I’ve been with them for about five years because appliances are necessary and you want them working all the time. When something breaks, you don’t want to deal with the hassle of not having the money to replace it, so we hope it can either be fixed or replaced. I’ve purchased the warranty for my children when they were getting started on their own. The washer and dryer coverage is the most important thing for me, so I bought the plan for them for a year. Overall, having American Home Shield has been a nice comfort and convenience, and I would recommend it.
Olympia Orozco,
We appreciate your feedback and strive to provide clearer communication on every claim. We're pleased a resolution was reached ultimately but regret the delay. Winston Garage Doors came out for our AHS claim and we felt like we got ripped off. They came out and looked at the door. And then they got in their truck and they said they called AHS, and they were gonna offer X number of dollars. We ended up paying about 1,700 to them. And we went ahead and did it. It really seemed off. $1,700 just to install some springs seemed way out of line. And since then, I have checked it. Certainly, I could have done way cheaper than that. Plus, we paid a deductible of $100. It got to be a pretty expensive job for the work that was done.
We're thinking about canceling our AHS policy. We've been with them for 15 years, at least. When I have insurance, I didn't expect you would pay for the entire job. When you do have it, in essence, if my house burns down, they're probably gonna replace my house. But that doesn't seem the way AHS works. And I'm not sure what their formula is. We've had very few claims with them. It just didn't work out the way we expected.
We've had other instances where the work was a little shoddy. They put in a new water heater one time, and they chipped a lot of paint out there. They also didn't even sweep the floor. They didn't clean up. They didn't even say sorry about the chipped paint or even sweep the floor. They just left.
There have also been times they’ve sent somebody out for an air conditioner, and they couldn't get it going right. So, they'd have to call another company. I'm not sure if they use the best companies in the world, or if I have always suspected they use startup companies that they can probably get cheaper.
But they're pretty good to get hold of. When you reach them, we're in modern times now, but you're speaking more to a computer than you are to a person. And that's fine, as long as the computers can hook you up with the company you're after, a door company or water heater. It doesn't matter. That's the world we live in now.

American Home Shield has established great work since I've been with them compared to what they were when I first started. They know what they are doing and they get right to the source of the problem. They are good and they have people that sign on to do the work. Once I submitted my claim, I would go online and American Home Shield would put the people that will do the job on there. AHS also called me and let me know that I had been assigned to Myers. They did a great job. They went above and beyond and the workers were very polite and courteous. I had another issue other than the one I called about. The tech checked it, told me what I needed and I agreed for them to come and they could do their job. I'm satisfied.

The contractor was supposed to do the dishwasher, stove, and refrigerator. The stove was sporadic, so it's not an issue, but I'm still having an issue with the refrigerator. It's not the contractor's fault, because they were supposed to send something to American Home Shield. AHS was supposed to order a part, and it took them almost two months to do it. And it's like pulling nails to get an appointment. I took off four times, and the contractor didn't show because they said there was an issue with AHS. So, I'm sitting here waiting. This has been going on since December. I've used my annual leave and not getting paid for this foolishness. It's horrible. I pay a monthly fee for a service, and when I need it, it takes months to get fixed. It's not even fixed. I would never recommend anybody to AHS.

The dryer didn't function properly in February. So, we requested a service from AHS. The first one that was assigned was GM Appliances. They said that it was a vent problem. So, the dryer vent had to be cleaned. We hired Frontdoor Pro, which is advertised in the AHS app. I was counting on AHS' vetting process. They came and cleaned the vent on the 7th of March, 2026, but the dryer, again, didn't dry properly.
We opened another claim. We were appointed with All City Appliance Repair Inc. It took them at least two weeks to schedule and show up because they kept on scheduling, never showing up, and never sending the diagnosis. So, with them, it took us almost a month to get to the same diagnosis that the vent cleaning was not done properly and it needs to be cleaned. We have not received any updates or diagnosis reports from AHS. The experience that I had with All City Appliance Repair was horrible. We would call them, and they would say, "We're going to call you in the next 24 hours," but no one would call back.
This issue has been ongoing ever since February 2026. The tenant is threatening to leave the property because we haven't resolved this issue. So, I am at square one. Still, I have a dryer that is not clean. So after all these things, we had enough with All City Appliance. We called AHS back, asked to be designated to another vendor, then came American Express Appliance Service. They seemed to be more hands-on, but they still have not sent a diagnosis and the estimate.
What we heard from the tech was, again, the vent cleaning was not done properly and it is the vent. So if it is indeed the vent, thinking that it may be the vent issue indeed, I went back to Frontdoor and I asked them to send a free-of-charge service to check the vent cleaning they did and clean it up if it was their mistake. They refused to do it free of charge. They want to charge me again. So, I have complained about them as well. Frontdoor has been extremely non-cooperative. They keep on telling me, "You have missed the 30 days of grace period." I missed the 30 days of grace period for a reason because I was trying to find a way to resolve the issue with the dryer. At the beginning, I didn't believe that the diagnosis was right until American Express came and told the same thing.
Frontdoor didn't own up to their mistake. It was escalated. Someone called me yesterday from the management and they again offered me a reduced rate to do it. So I told them, "I refuse to pay you a single dollar. You have to come up with something that would address the issue free of charge." Seven minutes ago, I received another email from their help desk that said they cannot schedule a free-of-charge service. Right now, I am at the same point I was in February. It has been almost three months. In the meantime, I have paid for Frontdoor vent cleaning. I have paid for service two times or three times to AHS. So I have already paid the money of buying a new dryer on these services to be ending up in this situation.
American Home Shield's customer service team has always been responsive and attentive. Some of their vendor have been really great vendors as well. It's just Frontdoor and All Appliances are horrible. I have never seen in the states non-responsive service like Frontdoor. They should own up to the mistake and at least send someone free of charge to check. The AHS app still recommends them. In the offers part, I still see them. I don't want to see them. American Home Shield is a good establishment because the app works well. When I call the customer service, they try to help, but they should vet their vendors more carefully. I am hoping that American Home Shield would offer me some sort of solution. I already have two ongoing service agreements with American Home Shield and I was looking at using it for my main property as well, but now, I'm thinking.
Umut Ozdemir,
Thank you for sharing your detailed experience with us. We are sorry to learn about the prolonged issues you've faced with resolving the dryer concern, impacting both you and your tenant. We're especially disappointed to hear about the repetitive diagnoses and the challenges encountered with both service appointments and proper vent inspection from Frontdoor and All City Appliances. American Home Shield sucks. I pay my monthly premium and a deductible and they're sending 1-star people. I would submit a claim and they would assign somebody. But before I agree to that, I would Google that person. They live two hours away and people were saying not to use them. I would tell the agent at American Home Shield that I don’t want that person and they would say that’s the only person who could come. It's horrible. They sent people who had no flipping clue how to fix my refrigerator and my washing machine. They were in my kitchen and in my laundry room, looking at videos on how to fix it.
AHS sent somebody to fix our furnace and the guy got it working. Three months later, it goes out again. It was long enough that I had to spend another $100. The person asked who was here last and I said that it was this company through American Home Shield. That tech had installed something backwards. He's lucky that our house didn't catch fire and blow up. So, the new guy fixed it. I told him to make sure that he tells American Home Shield that he was fixing a mistake made by somebody else. And he did. But AHS didn't care.
We ended up doing in lieu of cash on my refrigerator because I went almost three weeks without it. My medicine has to be in the refrigerator, so they had to be at my neighbor’s. Then some of our groceries were in a cooler on our back porch. Some of our freezer stuff was at my sister's, 15 minutes away. I couldn't babysit my grandchildren because I couldn't cook them breakfast or lunch. So, it was ridiculous. AHS sent one guy out who was nice and he said it was this. Then he came back with another part, but it wasn’t it. So he said it was not that and that the refrigerator was dead. AHS didn't like that answer so they had someone else come out to my house. In the meantime, it takes a couple of days for them to send out somebody else and for that person to schedule.
The other guy said the refrigerator needed a whole new compressor. AHS wanted to fix the refrigerator. But you don't fix an appliance that's 22 years old. I had to fight with them to do the cashout, even though it’s in my contract. They're a joke. I had a plumbing issue and they had one of their professionals come out. The guy went under my house and said my plumbing’s all wrong. I've lived in this house for 22 years and this is the first time we've ever had a plumbing issue. So, the guy went back to American Home Shield. They said they have to send somebody else out with a camera to see what the problem is. This was over the holidays and I didn't have a sink for two weeks during that time. Finally, the guy came out with the camera. He talked to American Home Shield, and they said they didn't authorize a camera and that it costs more money. The guy said they authorized the camera. But AHS said no.
My husband cut a hole in our plumbing and found whatever was clogging it and fixed it. Now we're done. It took my husband maybe two hours to climb, go to the store, get a little piece of pipe, get some plumber’s glue, and put it back together. But yet, every month, like a good girl, I pay my premium automatically. AHS has never had to ask me for money. It's ridiculous. I have other friends who use American Home Shield, and they have the same experience. We've been members for 10 years and in the beginning, AHS would send good, qualified people. Now, I'm looking at another company because it's crazy.

My refrigerator wasn't getting cold, and my freezer was not freezing my food. This had been going on for a whole week. I've been going back and forth, trying to get somebody to come out. The tech was able to come out on March 20th. He was in my house for not even five minutes. He looked. He pulled a piece out of the refrigerator and said that it was a fan or a vent. He was like, “Give it about an hour, and it should get cold. You're good.”
I ended up going somewhere, and then I came back home later on. My refrigerator still wasn't getting cold. My food still was not freezing. I called them back and I said, “Somebody came out from your company, and they looked at my refrigerator. They didn't do anything. I'm still having the same issues that I had when they first came out.” They said, “We’re gonna send somebody out there.” Unbeknownst, no one ever showed up.
I had to call American Home Shield and say, “You all sent somebody out to my house. They did not repair the problem that was wrong. I called them back. They were supposed to send someone out. No one has ever shown back up. And I'm still within my 30-day time frame.” The customer service rep ticked me off. He said, “We could send somebody out there. But if it's a different problem, you're gonna pay another deductible.” I said, “I'm not paying anything ‘cause they should have repaired the issue.” He kept telling me that I was gonna have to pay another deductible. I said, “I need to talk to a manager, because if I pay a deductible, your mother’s gonna pay it,” because at this point, I felt like the customer service was terrible, too.
Long story short, I just got a refrigerator. I'm not even happy with the refrigerator, because I wish I had a picture of my prior refrigerator. Which was a two-door refrigerator with a drawer freezer. Now, I got a standard, cheap refrigerator ‘cause I didn't have the means. I probably could have, but I'm not gonna go out of my way to pay an upgrade fee. And the upgraded refrigerator they were sending me was like $400 to $500. I'm not doing that. I might as well go out and buy my own refrigerator.

Pure Pool is an excellent vendor. They did the right thing. They had to order some parts, but they knew what was wrong with it on the spot, whereas the other company tried to say my water quality is what caused the damage, which was absolutely ridiculous. Pure Pool came with the mind of fixing the problem, whereas the first company came with the mind of, “How do we figure out how to get this not covered?” and didn't even try to fix the problem. There were many previous other claims with American Home Shield that went on for months. For instance, my first claim with American Home Shield was to have them come fix a dryer. They sent a guy out here, but he wouldn't even touch it because they were stacked.
I went through all of American Home Shield’s paperwork and got in touch with various different executives and pointed out in the documents that stacked washing machines are covered and it's their responsibility for their technicians to unstack them, to operate on them, to do whatever means necessary with limitation of modification of a structure. They assigned me another company and I talked with that company before they came out. They said they wouldn't unstack it either. They refused to assume liability for that. Although American Home Shield chose to put on the website and tracker saying that it was resolved, it was never resolved. They never fixed anything. They never refunded me my $100 for the first guy coming out. They're awful. Their tactics are to get you to give up so they don't have to do anything.
American Home Shield is a horrible company. They're deceptive. They hire companies that will intentionally file the report so they can discredit it and not cover the claim. I dealt with a scenario where they sent a company out, and that company gave me a diagnosis verbally, which I recorded on camera and had video evidence of. But the report said something completely off, opposite and different. American Home Shield denied my claim so I bugged them for three months. They finally sent out a second opinion who was able to fix it instantly and had nothing to do with anything that the first company said. But that was not without an arm wrestle from American Home Shield and them completely disregarding everything that I was saying. They were not listening.

I had an AC unit issue. The thermostat wasn't responding to the unit. The techs came out, replaced my thermostat with one that I had already had on site, 'cause something was not wired. Then it went right back out. The next day, no power was getting to the thermostat. They came back a second time a few days later, and came to find out that there's a shut off wherever the condensation line is. So, if it gets backed up to a certain point, it shuts off. That's why no power was getting to the thermostat. And they were able to identify that and take care of that issue.
The tech that came out the first time was great. He did really well. He was nice, friendly, and was quick about getting it started. However, when I had a plumber who was supposed to come out and fix a leak that was coming from my upstairs bathroom, that whole situation was terrible. The plumber came in, did his investigation, and said that he needed to see behind the walls in the bathroom. We ended up tearing the wall down, tiles, sheet rock, and concrete board or cement board. Then, when he got back, he didn't find the leak at all.
During the demo part that my husband was doing, the spout that goes into the tub that's on the outside of the wall ended up popping off. And my husband had to stop the demo and fix that, and come to find out that was the actual problem. Water was leaking inside the back and into the wall. The plumber didn't see what he said in the first place. And we got stuck with a wall still not being replaced. American Home Shield didn't want to hear anything that I had to say about it, because they just listened directly to the contractor, when the contractor denied all of this, as if I would want to demo a wall for fun.
Then they ended up giving me the low quote of whatever it's called, to get the replacement, like the sheetrock and stuff put back up on the two holes that they put in my kitchen, to see where the initial leak was coming from in the first place, before the wall. They gave me that because they couldn't find anybody in the area who would go for the price that they were willing to give.
I still had to do a homemade patch job, even though they knew there wasn't a contractor in my area that would take such a small job. Now, over a year later, I still don't have a wall in my bathroom. I was not very happy with my very first experience with that plumber and the whole situation, because they screwed up and said they needed this wall down.
They were not gonna admit their wrongdoings to American Home Shield. So, they made it seem like we just tore down a wall for fun, and American Home Shield didn't take the time to listen to me as the customer with a missing wall, and did not do anything to help compensate for that. Now, anytime I call with a plumbing issue, they automatically dispatch it to that particular plumber. Now, I can't even use AHS for plumbing. That's the only one that they work with in my area. But other than that, the air conditioning people were really good.

My air conditioner quit working, and I called American Home Shield. I've got heart problems and a collapsed lung and fluid in the lung, and I gotta stay in a cool place. The temperature was up in the 80s already in the house and I told the rep from American Home Shield that. The girl said they were gonna expedite it. But it was still a couple of days before somebody came out.
The two guys poured fluid down the drain because the AC had stopped working after water backed up. There was a little bit of stuff that came out and they said it should be okay afterward. The AC cooled for a short time, but then it stopped working again. So, I called American Home Shield and they said they would expedite it. They sent a different company out and this time, there was only one guy. But he went through the unit more than the other guys did. He took panels off and looked inside, and made sure everything was clean. He poured a lot more water down the drain and high-pressure air and everything's been working good since then.
I always submit claims over the phone because I need to explain my health problems so they can expedite it. But that’s in the summertime. It’s different during wintertime. Once in a while, but far and in between, there's a language barrier. But not that bad. My experience with American Home Shield has been outstanding, and I'm happy. I've never had a problem. I've been with them for years, except for when I went overseas. But before and after my military tours, I always had them.

The spring on the garage door opener went out. It's under warranty. So, I called American Home Shield and they made an appointment. A guy came out and he fixed it in about 30 minutes because he knew what he was doing. He did a good job. I’m happy with it. Submitting the claim was good. It took a while, but that's okay. It was about five days because I live in Fernley, so I'm in a remote area.
I had a house for a number of years, and I had Home Shield at that house. So, when I bought this newer one, they stuck Old Republic in, and I have never had very good experience with them. So, as soon as that contract was over, I got Home Shield, and they gave me a good price. It's a little high but I got the full coverage package. Overall, Home Shield is a good company. I've had good luck with it.

Someone was able to come out the very next day, but I was not going to be home that day, so I scheduled it out for two days later.
I told the guy that I had a photo of it when he got here, but he had told me that if I can have a video, that would be more helpful. I don't know if there's an option for me to upload that or not. The gentleman also told me that if it happens within 30 days from the initial day that I submitted the claim, then they can come back out underneath the same deductible. We've been happy with American Home Shield, but I know sometimes it's hard to get things approved. We've been them for a couple of years. We were customers before, too. American Home Shield has been the best warranty company I've worked with. The home warranty experience itself isn't the best. But as far as home warranties go, AHS is who I would recommend. We have three doorbells on our house and they weren't working. The claim was submitted via American Home Shield's app on January 3rd. To get the ticket in was easy. However, the doorbells still aren't fixed. I've called AHS three times expressing my disappointment with the long times and I've asked them to change electricians for me because I wasn't happy with them. They said there's no other electrician in the area. We're stuck with the company.
When they schedule their appointments, they get a work order from AHS and they just schedule the appointment without talking with me. I don't sit in my house 24/7 and wait for electricians. I've reached out to them. We have an appointment tomorrow. Originally, I would be gone for work, so I sent them a message and said, "That doesn't work for me. Can you please give me a call so we can reschedule?" But I didn't hear back from them. They just carried on. I've had multiple no-shows and cancellations from them. That is why we're almost at mid-May and we still don't have a fully functioning doorbell system.

I don't agree with American Home Shield and their vendors' practices. For example, when the technicians came out, they gave an assessment and a rundown of what the problem was. The part was called a TVX. It's a part on the air conditioner. On the estimate that they gave for the actual equipment that was broken, they did not give me an estimate. It was a “to be determined.” They also gave me 10 pounds of refrigerant to be determined and charged me $110 for an electrical grommet, which is ridiculous, and gave me $55 for a piece of insulation. On top of that, they would not do any other work on the broken piece of equipment on the air conditioner unless I paid the no coverage dues, which I disagree with.

It was very easy. The breaker wasn't all the way pushed over. We've had a couple of problems with our breaker. The builders didn't install it right. The only downside was it took a while to get the contractor out here. But the tech was friendly, efficient and quick when he was here. I did a plumbing one and an electric one at the same time, and the plumbers called right away. AHS probably has their hands full around here. I'll probably use them again for our house we're moving into in Florida, if they're available. They haven't been problematic some people have.

My second claim was with my refrigerator and they replaced my ice making machine. Both are working fine now. The techs were very professional. 30 minutes before they came out, they gave me a call and a text message also. I didn't pick up the phone so they dropped a voice message.
When I called American Home Shield the first time, I really liked it because of their video conferencing call. That was awesome. So the person was in the video. He looked at my issues and tried to troubleshoot. Then he helped me to get my ticket. So it was definitely a good experience for me, which I never had in the past with previous homeowner insurance company.
Also, the response time was very fast. When the ticket was created, within 24 hours, I got the call from the appliance company for appointment. Then within three days, they gave me the options, and what time works for me. So overall, my experience with the two incidents was positive. I'm really, really happy. I'm paying $135 per call. It's a little bit high. But the services that they are giving me are very good.

After paying for this warranty for quite some time, I had to create a service claim for my leaking kitchen sink. I made the call on Monday and was told that no one could come out until late afternoon Wednesday. This was an emergency and I had to deal with a constant leak for 2 whole days! A plumber was sent out and I was told that there wasn't any visible leaks and that I only needed some caulk at the base of my faucet.
The plumber (appeared to be an apprentice and no older than 18) then told me he called his boss, and I would have to pay an additional $85 for him to caulk the faucet (that was not feasible after I just paid American Home Shield $125) because "caulking" was not covered under my warranty. Needless to say, the plumber left and my sink is still leaking, and I'm left to search for a private plumber on my own. I wouldn't recommend anyone using American Home Shield; total rip-off and nothing is ever covered under your warranty plan, no matter which rate you pay.

Updated on 05/06/2026: Unfortunately, Mariah was not able to help resolve the issue. Her email states that a new work order with Arctic Air was placed in April, and the technician has not yet been able to access the home to service and diagnose the issue. She also states in her email that AHS does not replace appliances based on customer request. She also made a point to defend the misinformation that was told to me by a previous AHS representative. For starters, I didn't request a service call in April for Arctic Air. The AHS requested this on her own after I told her that Arctic Air was done and was not coming out again. I asked for a replacement refrigerator. Not another service call.
The AHS refrigerator repair company, Arctic Air, was called out in Jan. 2026 and Feb. 2026. Both times were for the same issue, which was related to the food freezing. Arctic Air changed the Damper, Air Diffuser, Control Board, and Defrost Sensor. This didn't fix the issue and my refrigerator still froze our food. I kept in touch with Joe at Arctic and I did what he advised which was to put the temperature gauge in the back of the shelf.
In April, I sent Arctic air a picture of the temperature gauge in the refrigerator which showed the temperature at 20 degrees. The temperature eventually went down to 10 degrees in the refrigerator. Joe From Arctic Air responded by text with his diagnosis. His diagnosis was, "I am stumped. I'm out of ideas. If you feel you need to open up another ticket, tell them (AHS) that Arctic Air Appliance has been there a few times and replaced a few parts, and if they could please send another company out because I am out of Ideas." I decided to call my own company, H & H appliance repair who has been in business for close or over 20 years. I told them the parts that Arctic Air replaced and H & H said that those parts are the main components of the refrigerator and if that didn't work then there is nothing more that can be done.
Original Review: The AHS refrigerator company came out several times, but my refrigerator still freezes everything inside. My daughter and I made an expensive, time-consuming meal last night, and this morning I found it frozen. Strawberries, cheese, liquids, lettuce are all frozen. We are having to put our food in mini refrigerators. We are wasting our money on food that gets frozen over. This has lasted for months. The AHS repair company replaced parts, and my refrigerator still freezes. I have been with AHS for over 20 years. I feel like I'm wasting my monthly payments on them. I contacted the AHS appliance company, Arctic Air, and he stated that he replaced parts and he's stumped. He said to let AHS know he was done. It seems that this refrigerator is unfixable. I feel that at this point, AHS should replace my refrigerator or cash out.
I called AHS and spoke to Dana. Dana said she would email Arctic Air to send a form to send to the department that will contact me to replace my refrigerator. It looks like she lied to me. She sent a service request to Arctic Air, who just called me. Arctic Air said that AHS doesn't send emails, and he didn't receive an email to send a form. He said that Dana never contacted him. It looks like Dana lied and told me that AHS would replace my refrigerator to get me off the phone. I'm stuck with a faulty refrigerator that freezes my food, and AHS needs to replace my refrigerator because it's looking like it can't be fixed and my AHS plan covers up to $2,000 to replace my refrigerator.

At some point, American Home Shield changed their policy about what they do and don't cover. That's probably on me for not reading their updated terms of service. I get it. But we paid the call-out fee to have a person come out and look at a bathroom stoppage. There was a toilet that was backed up, and the guy got out there. There was no work done. They didn't snake or plunge anything. I called and said nothing was done, but they still took our money. My main complaint is that I paid the company $100 for them to come out and tell me that it isn't the actual problem. The guy was polite. It's just our needs were not met.
Submitting the claim is easy and super simple. It just says “Stoppage”. It's just that the toilet isn't flushing, or the water's not going down. I don't know if it's a broken mechanism inside the toilet or if there is a stoppage. The website is very convenient, but it also doesn't list a lot of things that is needed on the app. I called American Home Shield. And to fix the issue, I'm paying for F6 Services to come out and do a main line snake. They are scheduled between 2:00 p.m. and 6:00 p.m. today. It is through American Home Shield. But they no longer cover main line snakes, which I don't fully understand. If they don't cover stoppages, I don't get why enlist that they cover stoppages.
We purchased the home and American Home Shield was recommended by either our mortgage company or by the realtor as to who they use. AHS has done a lot. I just wish that their communication and the ability to get a hold of them were much easier. You typically wait anywhere between 35 minutes to an hour, and then it's usually somebody overseas that you can't understand. So, I stopped even trying to do anything, because time is money. And I'm losing money by not doing anything about it, but it's such a headache to talk to somebody at American Home Shield.
If people can find someone else, do it. Just try to find somebody who has a call center in the state, so they can talk to somebody that you don't have to wait forever to talk to, and you can understand. American Home Shield was good at first. But over time, they have been offering less and less service, to the point where we're gonna drop the service altogether. It's pointless to have a home warranty through them. We’re gonna do away with American Home Shield. It hasn't paid off for us, especially regarding plumbing issues.

When I called them, they gave me the runaround, transfer from one number to another, and transfer from this office to another. The sales department made it very scam-looking and they refused to do anything until I pushed, pushed, pushed, and then they fixed it. But they tried to scam me in broad daylight. The first contractor was not friendly at all, and every time I asked a question, they were rude. They replaced some things they thought needed to be replaced but were not able to fix it. The second contractor was much friendlier but still not very knowledgeable and also unable to fix it. The last one was a plumber, and he fixed the plumbing issue that the second contractor thought needed to be fixed. Based on my experience, I don’t have very strong confidence in the contractors American Home Shield sent. The experience only started being good when I emailed all the executives of the company at once. After that, a special executive customer service line started calling me, and once I was transferred to that line, things started getting better. People followed up on what they said and stayed on top of things.
It took over two months and three different companies to finally realize that it wasn’t fixable and for American Home Shield to give me a cash-in-lieu. The person from the executive customer service line was the one who helped me with that. For two months, I was on the phone with American Home Shield every day. It was a bad experience, a big mess, and a nightmare.

We're sorry to hear about the challenges you faced with some of the contractors and the length of time it took to determine that the dishwasher was not repairable. That level of disruption, particularly having to manage repeated calls over two months, is understandably disappointing. While we aim for consistency and clear communication throughout the claims process, we recognize that your experience fell short of that goal.
We do appreciate you noting that once your case reached executive level support, communication and follow through improved and ultimately led to a cash-in-lieu resolution. Your feedback about contractor interactions, claim handling timelines, and escalation processes has been noted and helps highlight areas that directly impact the customer experience.
Thank you again for sharing your perspective.

American Home Shield is a great service and I'd recommend them. They are always there for us, and I've been happy with them. Today, it was a great service. A plumbing company came and they were extremely nice and respectful. I asked what the problem was, and the plumber explained it to me. He told me it was not a plumbing problem, it was an AC. It was very helpful. He did something temporarily so it's not leaking all the time. That way, we can leave the house and not worry about the fact that it's gonna get full of water. He was very cautious doing that job.
Since it was the third time trying to get service done with American Home Shield, things went smooth and easier. I usually do it online, but the second time that I had to request service, I had to call because I wasn't able to locate exactly the service that I needed. I requested something different, what it was close to. They told me I needed to call the company. I called the company, and whoever answered me was very helpful and made things easier for me.
The first one that came, which was the second one who came again after we continue getting the leaking, was nice. He was respectful, too. But the first time, he told me it was the filter. He did what he had to do, and it was fine for 12 hours. When we came home, my floor was full of water. That was when we realized that there was still a problem. When he came again, he went and inspected everything. He told me it was not a plumbing issue. It was a connection that has a hole in there. He briefly described the problem and said he was gonna report it to the company. Immediately, when he left, I called, and the person who helped me said, “I don't have any report. If you want, hold on the line while I find out what it exactly is." She called the company to get that report, and she was able to book me today's appointment. I just need to call them and see if I can get a little more coverage in some of the stuff.

American Home Shield's customer service is great and they have a good price. I have them for eight months now and recently, I had techs out for a tune-up for my air conditioner. They were okay but there's a follow-up. There's a leak on the condenser and I don't know how they're going to handle that. But so far, I haven't reached out to them yet. Also, I had to replace a unit and I'm not sure how much American Home Shield paid for its installation. But I had to use two credit cards to be able to complete the project because I didn't have enough money to replace the whole unit.

We had a broken agitator in the dishwasher. I went online and submitted a claim with AHS and nowhere did it have the dishwasher, which is covered in my plan. So, I went on chat, and it took about 30 minutes. But I explained it to them, and they turned the case in from chat.In less than 24 hours, the techs were able to come out. They were absolutely great, very polite and professional.
They ordered the part, and we set up an appointment for him to come on Monday and install it. On Sunday night, I got a text, “We had a massive front of thunderstorms come through.” And the area that they lived in was hit hard. They were out of electricity, and trees were over the road. We're in a real rural area. He said they were not gonna be able to get out in the morning. So, we rescheduled it for Thursday, which was the first day I had available. And he showed up on Thursday and made the repair.

The light on my fire place was not burning. So, I called Home Shield, and they directed me to On Point Contracting. The On Point representative came and he said, “I cannot do this. I was told that it's some pipe leak or something, so I will not be able to do it.” Then he left. I called American Home Shield and they said, “Since this is not part of the plan, we will not be able to do it.” I said okay. I wanted some external pipe fitting. It's a water source outside the swimming pool. We had a call along with the American Home Shield as well as the On Point representative. The three of us were on call, and I clearly described what happened where during the winter storm, the pipe was broken, and I shut off the valve so that water is not leaking. I wanted to fix that, and I clearly told them that it is external.
All of this happened in two to three weeks. On Point never called back. I called one week later to American Home Shield, and they said, “Okay, I will find out what happened.” They always say, “We canceled the request.” For both American Home Shield and for me, it was showing open, but they are saying it's closed. I don't know what is happening. Then another person came and he said, “It is external, so I will not be able to do it if it is external.” I just sent him off.
I did not get a second opinion because I was very frustrated with On Point. I didn't make a complain against American Home Shield or On Point because I thought I can fix it. I think it is better for me to fix it than depending on some other person. Every time I talk to American Home Shield, they’re very good. I thought they are helping me. But there are two letters from Home Shield saying that this is not part of our plan. I was lately frustrated that whole thing is happening and it is taking a lot of time.

It took them 6 months. On another claim, the contractor did a good job. I got one of those garage doors that had the rod. I called in a claim on the 6th of last month. And the tech showed up. He called me a couple of days later. He asked for the part number and serial numbers. I gave it to him, and that was it. I followed up two days later after that, and he said, "Oh, yeah. We got parts and motor on that." I said, "You will notify me when you're gonna come down. Right?" He said, "Yeah."
He came out. He changed a part that was in the door because the microwave was popping the circuit breaker outside. If you turned it on, it would pop the circuit breaker outside. Apparently, it was a switch in the door when it locks. I watched it on YouTube, and did it myself to see. He changed the switch that caused the circuit breaker to pop. He put the new part in there. Now, when he shut the door, the microwave came off all by itself, without touching anything, just shutting the door. So, he grabbed the handle, started turning it up and down until the microwave turned off. Then, when he let go of the handle, it came back on. He said it was the control panel.
He said that his company does not remove and replace, and that I will need a new microwave because the control panel is bad. He said, "Call American Home Shield, and they'll order you a microwave. And they will send somebody else out to install it. My company does not remove and replace. We just repair.” The tech said he was gonna submit paperwork saying that he can't fix it, that it couldn't be repaired, and it needed to be replaced. Fixed the part, but it still didn’t work. It needed to be replaced.
He was supposed to send in a request to American Home Shield, which he never did, because I followed up on that. I called American Home Shield, and they said, "No. We never received anything." They called Appliance Plus and left a message. And that same day, I called them too and left a message stating that American Home Shield needed that paperwork requesting the microwave to be replaced.
I followed up again, a couple of days later, and called American Home Shield, but they never received the paperwork for the request for a new microwave. So, they called Appliance Plus again, left a message, and an email. I did this process three times. I followed up, called American Home Shield, asked if they received the request for the new microwave from Appliance Plus, and they said no. If AHS can't reach the contractor, they need to get a hold of somebody else.

He stated the pros and cons of both ways, and let me pick and choose. There have been no hiccups since the repair. We'll see how it holds up. But so far, the only two times I've had to use American Home Shield, the techs fixed the issues. Submitting the claim online was straightforward. I just went in there, clicked a few buttons, explained what it is, and paid the money. I tried to download the app, but I couldn’t get it to function right. I was asking her something different, and she was asking me different things. So, I was about to call it off. The contractor who came was a very nice gentleman. I was watching what he was doing on the unit. He checked everything and he worked on it. The AC is okay now.
One of the contractors that I did not really like was the first time that I had, and I told American Home Shield that I don't want them anymore. First Rate Appliance Repair came out for the refrigerator that wasn't cooling. They had to come back and fixed what we had going on. They were nice as well. However I had a raw deal with my air conditioner. American Home Shield should have done more than what they did. I ended up having to pay all that money for freon but they didn't want to fix my unit. They pretty much patched it, but they didn't fix it. I was told I'm going to have some more issues out of it. Even the guy that installed it said that we should have replaced the unit instead of patching it because it's going to go back out again.
Having American Home Shield, I like that I could call and they have somebody on hand that will address whatever problem we got. I like the comfortability of that. But I don't feel American Home Shield took care of me on the air conditioner claim. I don't like that I'm paying money for service and when something major goes out that's supposed to be covered, they start giving me excuses on why they're not gonna cover it. If they're not gonna cover it, then they should tell me that before I give them my money. I don't have a problem with paying them every month but getting somebody in becomes an issue at times. They also try not to fix the major stuff. I've been on the phone several times with technicians and I had to really get rough on the phone with an American Home Shield agent and they had to go back and check with management before they were able to approve certain things.

My recent claim experience with AHS wasn't great. I had a lot of issues working with American Home Shield on the claim. I had to fight for them to honor the contract. They wanted to say certain stuff wasn't covered, and so I would refer directly to the contract and tell them the way what I was reading, and then they would say that, “No, it doesn't mean that.’ and that, according to the contract, this and that it's not covered. I would ask them to show me, tell me exactly where I could find that information. And I would be put on hold. They would come back and say, “Okay. We're gonna send this up to the next level.”
They still can never tell me that type of information. It happened over the course of a month and a half, until eventually, I randomly got an email from them giving me the payout for the claim. I could do the replacement or select the cash-out type option. We ended up selecting a gift card to a home improvement store, because we ended up having to buy a new dishwasher ourselves, because it had been a month of just fighting them about it.
Submitting the claim was super easy. I was able to get in the app, put it in, and have it submitted. I had two different contractors. The first one, Dan. I never interacted with him in person. It was only ever over the phone. My husband was the only one who was around in person. He was nice. Some of our issues with the American Home Shield stemmed from just him being the initial contractor. It was clear and obvious, based on things he said to me, that I have, over the phone and also over text, that he was not confident about what was wrong with the dishwasher. So it was frustrating. He was nice, but I would never personally call him to come do another repair on it, since the second person that was assigned to the case was very much more thorough and was like, “This is not repairable.”
I'm not super happy with AHS. I would prefer not to use it unless it's a really big issue. I'm glad that I didn't personally pay for the home warranty based on the experience that we’ve had so far.
Thank you for taking the time to share such a detailed account of your experience, Samantha. We understand how frustrating it can be to feel that coverage questions require repeated effort to resolve, especially when you are carefully reviewing the contract and seeking clear explanations. We're sorry that the claims process felt prolonged and stressful, and that communication did not meet your expectations.
We do appreciate you noting that submitting the claim through the app was easy and that the second contractor provided a more thorough and definitive assessment. We also recognize how challenging it is when different service experiences lead to uncertainty and delays, particularly when an appliance is ultimately deemed not repairable.
Home warranties are intended to help manage unexpected repair costs, but we understand that the experience you described has left you feeling dissatisfied and cautious about future use. Your feedback regarding communication consistency, contractor experience, and escalation handling has been noted and is valuable in highlighting areas that impact member trust and experience.
Thank you again for sharing your perspective.

American Home Shield is well-known and so far, my experience with them has been good. But like all these services, they really don't do much for you. They just do the minimum. I had an air conditioning unit and HVAC system installed. I paid for the majority of it and they paid for hardly anything. I paid $6,000 for it while they paid 2,000. Recently, a toilet was leaking. I called American Home Shield to submit a claim and the process was easy. Then, they told me about the contractor they assigned, Premier Rooter, Plumbing Services. The techs told us what needed to be done, and it turned out that the part where you turn off the water at the bottom of the toilet was old, so needed to be replaced. Since the repair, the toilet has been functioning very well.
Overall, the warranty protects me from having to pay everything, but it would be nice if American Home Shield paid more. Just like all warranty companies, they would help with 30% of the problem and the rest of it is left to the consumer. To me, it's like a racket. Why have something like that when I should just save the money and pay for it myself? And the prices keep going up, just like my car insurance. Plus, they make excuses for charging us more, but they don't really give us any more benefits.

Had a water pipe leak that I submitted a claim for. Technician came to my house and diagnosed that the pipe was both misinstalled and not up to code which caused corrosion and possibly a freeze that led to the leak. I understand that freeze falls into the "Acts Beyond Our Control Exclusion" however, the pipe didn't freeze because of an act beyond our control or my error, it froze because it was misinstalled and not to code (which was not known to me, nor reasonably detectible given that it did not come up in my inspection), all of which points to it being covered in my plan. Paid $125 for a tech to come out and provide this diagnosis for AHS to deny the claim (it's only a $200 fix to begin with).
Now I've paid more than half of the cost to repair it just to have to deal with these morons. When you try to call to get an explanation/discuss why the issue should be covered, the hold times are outrageous, made worse by representatives that absolutely cannot help you. They will always find a way to deny claims on items that should absolutely be covered. Plus the technicians they connect you to are routinely 1 star companies that you should stay away from. The whole warranty thing is a scam that I would never recommend to another homeowner. Save yourself the headache.
Emily, we're sorry to hear about your experience and understand how frustrating this situation was, especially given the time and cost involved. While we recognize the technician's findings, claim decisions are based strictly on the terms of the service agreement, which exclude issues related to improper installation, code violations, and resulting corrosion, even when those conditions were not known to the homeowner. We understand how disappointing it can be when expectations for coverage are not met and appreciate you sharing your perspective and feedback regarding both the claims process and service experience.

I had a furnace that failed, we submitted a claim and were given a name of a HVAQ company. After researching this company we were not comfortable with this company, we could not wait to have this repair done so we used a company that we’ve used for nearly 40 years. Why will you pay a company that is considered a joke in that profession but not a company that has been in business for over 100 hundred years? The amount you would pay would be the same. Makes no sense to me.
Thank you for bringing your concerns to American Home Shield's attention. We understand that you proceeded to complete repairs with a company that you are familiar with. We would be glad to speak to you to further discuss the concerns.

I don’t write reviews but wanted to share this experience to warn potential customers. Sump pump went out on a Thursday evening, immediately called American Home Shield to submit a service request and paid the $125 to schedule service call. Followed up the next afternoon for an update when service hadn’t been assigned to a contractor and was concerned as weekend was upon us. Explained this was an urgent situation as our basement is at risk of flooding. The rep flagged account as ‘high priority’ and said we would hear from a contractor by end of day.
At 5:00pm, called back again when contractor still not assigned. Rep stated they found a plumber and would hear back in 3-4 hours. Of course that wasn’t happening on a Friday evening. Called again Monday afternoon as status continued to read pending service contractor. Once again, told I would hear back within 4 hours but this time, rep said worst case scenario we could hire our own contractor and seek reimbursement. At 4:00pm contracted plumber, left voicemail, soonest they can be out is the following Monday. Unacceptable to wait 11 days for a non-working sump pump so we found our own contractor who came out 1st thing the next morning.
When I called American Home Shield to start the reimbursement process was told we’re not eligible because we didn’t seek pre-approval which includes the plumber calling American Home Shield and requesting the approval (what contractor has time or is willing to handle pre-approval)? Escalated this matter to management, rep said someone would call in 24 hours. Note: each customer service rep my husband and I spoke are located overseas. My impression is they tell you what you want to hear and move on to the next caller. There’s a lack of understanding of urgency and clearly reading from a script. Never is there a pre-recording stating that calls are recorded and monitored so essentially its your word against there's even if you have the name of rep spoken to.
A manager called my husband the next day and she declined to approve a full or even partial reimbursement because we didn’t follow the pre-approval process and didn't mark the request as urgent! Yet, it was marked high priority by the rep! Our realtor offered to get involved to see if she can help and will be recommending other warranty companies to her clients and fellow agents. Ironically, when the hired plumber came out and we explained the situation regarding a home warranty company, he immediately asked “Is it American Home Shield”? When I confirmed, he shook his head in disgust and shared negative experiences from his customers.

American Home Shield is a scam! I had a garage door problem that included the tension springs. In the warranty contract it reads that AHS does cover the springs for repair or replacements. However, when the repair technician submitted the invoice AHS refused to cover the springs, citing that other issues that were not related were the problem. The tech from #1Garage submitted an invoice that assisted AHS in not covering the springs even though it clearly states in the warranty plan that it does. It seems that the repair company and American Home Shield are in tandem to scam customers out of their money. RipOFF!!!!

Absolutely the worst service possible. I would give a zero star if possible. They will require a second opinion, then when the second opinion verifies that you need a new appliance the will drag it out for months. Months. Our initial request was in February. Issue was not resolved. Company came back, more parts ordered. Still not resolved... Then we were told new machine will be given. We are going into May... Each call the past week is that we are going to be given a new machine per the service tech's write up, yet in these two months we have been without a washing machine... Nothing has been resolved.
AHS will say the service tech needs to give them an estimated value of the machine, the service company will say they have sent the report twice. Then, when they finally seem to have it resolved, they will drag out the process even though if you read it says on their webpage they have a "30 Day guaranteed" workmanship... You will not be able to get any resolution, even when they claim to escalate your claim.
If you have a handicap and chronically ill person, AHS will do nothing to resolve the ongoing delays they are causing yet they tell you, "Go wash at your relative's home." We have no relatives near us. Why not just send the check for the new appliance or the new appliance (rather than say they are locating a vendor for more than a week). A supervisor was supposed to call yesterday. We are still waiting on our machine or a check.
MJ JOE,
Thank you for taking the time to share your experience. I apologize for the ongoing frustrations due to the delays in resolving your issue, especially given the circumstance with your washing machine. Our intention is to provide timely and effective resolutions, and I regret that process communication has not lived up to this promise.

This is the first time I've used American Home Shield and when I called, I told them what the problem was. They told me it would take six days, which is a whole weekend and all the days around it. But I paid them the amount and they sent the plumbers here. On the sixth day, we had some health issues, so we called the plumbing company and asked if they could come the next day instead of that day. When they got here, one of the gentlemen was trying to snake the toilet. Other people have tried to do this but he kept on doing it. He said something was trapped in there and he couldn’t get to it, and the solution was to get a new commode.
I called American Home Shield and I told them. Two days later, I haven't heard from them and the plumber. Both had completely dropped everything. American Home Shield told the plumbing company that they weren't paying for it and denied the claim. But nobody told me anything so I was still thinking they're in the works. So, I called and asked why it wasn't covered. They said it's not normal wear and tear. I said it's 11 years old. If something fell in it and it's still flushing, that's normal. I was very mad, so they refunded the $133 I paid to take somebody out here and reduced the rest of my annual contract with them, which is the only reason I stayed.
When it was all said and done, I had to hire someone privately, because they're not paying for another toilet. The guy went to Lowe's and got the toilet of our choice, and got it in. He encountered the same problem, which tells me that there was nothing in that first toilet. American Home Shield covers septic and I could have used them for that. This was not a leech line issue. So, this should have all been done, but because the wrong diagnosis was given, I just called a buddy and asked him to come take a look and change out the toilet for us. He said yes, and we put the old one back. I'm unhappy to find out, as recently as yesterday, that nothing's wrong with the toilet. We just had a clog, and it was not in our leech line. It was in our pipe from the house to the septic, and the only thing that American Home Shield doesn't cover is leech lines. So, this came out of my pocket and it’s very frustrating.
I would like to thank you for bringing this service issue to our attention. I would be glad to speak with you to further assist and discuss your concerns regarding the service. I look forward to speaking with you.

My first experience with American Home Shield was horrible. I had a furnace go out in the winter. I called them but their contractor couldn't come out for two or three days. Then when they came out, they said they couldn't do anything for two or three weeks. I can't have a house without heat in the middle of winter and wait three weeks. Then they came up with an estimate that I would have to pay almost $2,000 to have extra work done to have them put the furnace in, which is ridiculous.
I called a heating guy that I knew and he said they could put it in the next day. I asked about the extra work and he said there was no extra work. He charged me $2,900, which was cheaper. When I told American Home Shield I couldn't wait three weeks, they said they could do a settlement for me. They offered to give me $900. That isn't even close to what they would have paid for the furnace. Not only did the furnace guy want over $2,000, but he was also going to bill American Home Shield $2,900.
I had to pay for the money myself to get it done the next day. Then a couple of weeks later, American Home Shield sent me $900. I was gonna almost cancel it but I thought of giving them another chance. A couple of weeks ago, my sump pump failed. I had a couple of feet of water in the basement. A couple of days later, they sent a guy out. He was very competent and nice. He did the work and it was great. This last time was very good. Maybe it's the big bills that American Home Shield does not want to pay.
Carl,

The first time the repairman for EJ's Appliance Repair came out, he diagnosed the issue and said that I needed four parts. He ordered the parts and it took almost two weeks to get the parts. He said because American Home Shield mailed them parts and they were broken, he had to reorder them. He reordered them, and they came in. He put it all together, said I was good to go and he left. Immediately after he left, I started the machine and I heard it squeaking again. I called him but he didn't answer. I called the office, and the the rep said I would have to call American Home Shield.
I called American Home Shield the same day the technician left so they could hear that it was still squeaking. I also told them not to send the technician back out, that I wanted a second opinion and I wanted another company. Somebody else contacted me and they came out. I started the wash when he was on his way and as soon as he got there, it was squeaking and he knew immediately. He said it was my transmission.
The part came in but I wasn't available until Wednesday, so he came out on Wednesday to fix it. It took him a couple hours. He fixed it, and it worked fine. But what did EJ's have to replace those parts for if that was not even the problem? I also don't like that company. I've used them before when I needed a lid on the same washer. It took forever for them to get the parts. They carry nothing in the truck. Everything has to be ordered. I don't like the customer service too. When you call them, you have to leave a message and you gotta wait for them to return your call.
When I had called into American Home Shield customer service and asked for second opinion, I asked them to send another company out. EJ's is in Weatherford, and that's an hour away from me. They have to schedule me in because they service their area more than going out an hour away. But scheduling was also an issue. They were never available. I had to wait days for them to come out.
I opened that case March 28th, and I just got it fixed last week. It took almost a month to get that washing machine fixed. It was inconvenient going to my son's house every week to go do my laundry. Another concern I have is American Home Shield raised their rates again. My husband's considering canceling them because of the rates. We went from 140 to 190. That’s ridiculous. Looking back at my history, I probably file a claim every two to three years. It's too expensive. Somebody else has already given me some recommendations to call another warranty company.
Ms. Lorraine Brandt,
Thank you for recounting your experience with EJ's Appliance Repair and American Home Shield. I've been with American Home Shield since I bought this house 12 years ago, and I tell people that they should get it. I've been a little frustrated because the monthly payment has gone up over the last 12 years more than I would want it to, but I know that happens and it has still saved me money because they've taken care of so many things. I bought my daughter a house that she rents from me, and I got American Home Shield for her, too. So, I have two accounts with AHS. I think it's well worth it.
Whenever I have to reach out to American Home Shield, usually, it's all online. When I first got with them, they were amazing. You could get to a person easily. A couple of years ago, I don't know what they did, but they changed things up and made it much harder to get to an actual person. But the last couple of times, they fixed whatever that was about because they're working on a plumbing thing in my daughter's house, and I got right to a person, which I really appreciated. It is always good when you get to somebody.

Something was clogged in the back of my freezer and it was causing a leak down into my refrigerator. When I do my claims online, it's straightforward and then American Home Shield will charge me. But a couple of years ago, I submitted some claims and only to find out they weren't covered. So, what I do now is I ask the rep first. I want to be sure if it's covered or not. So, this time when I called American Home Shield for my refrigerator, I asked them to check my coverage, and the rep explained that it would be covered. He was very polite and courteous. So it went well. Gary Appliance Repair came and fixed that. We didn't know it was clogged until they came out. This contractor was really good. He knew immediately what the issue was and fixed it with no problem and actually gave me some tips. I had a complaint about a couple of other contractors, but he was good. Everything is functioning fine.
American Home Shield offers the free tune-up for the HVAC system in the winter and spring. The last time that I got it done, it was a horrible experience. They always send the same company out for that. The tech messed up my furnace where it was extremely hot in the house. My mom is disabled. So I told American Home Shield that I needed someone to come out. At that time, American Home Shield tried to get me to pay for them to come out but I told them, "No, this is my service request. I'm not paying anything." So I had to go back and forth with that. They finally sent the tech out. He put tape on it, and didn't fully fix it.
I went through three techs, and then a fourth tech came out and he said they didn't put the panel on. When the gentleman tried to do the tune-up, he broke something on the side. So now, we have to have it taped. That wasn't a great experience for me. So I'm apprehensive about utilizing them for the tune-up if they're going to send the same company out.

American Home Shield said they'd insure my Whirlpool tub, but when I called them up, they told me they don’t replace the jets. They only deal with the motor. So, that upset me. I don't even see why they offered it if they’re only going to do something with the motor. There are so many more components of that tub. Other than that, my experience with the tech who recently came out for the lock and key was great. He was very professional and he didn't waste my time at all. He explained what he did and it didn't take him long to take care of his business. I also had a great experience with the electrical people who just came out.
Submitting claims with American Home Shield has been easy and their price is average. I'm also pretty much pleased with the coverage, other than the thing about my tub. It's sad when you think you’re covered on something, then they say you're not. All in all, I would not recommend them to anyone else. I have them for almost two years and I've been dissatisfied with their service. There are better companies out there.

We bought a new house and we were getting the locks changed as part of our plan. It was communicated to us via the American Home Shield app, that part of our plan included either getting our lock swapped, or there was something else we could do that would have been a free of charge, welcome to your new house kind of thing. We had all three of the doors rekeyed. The contractor that came out was very professional, efficient, and friendly. Great service. The one key works on all the exterior doors. And we got plenty of spare keys to hand out to parents and in-laws for emergency use.
We had a plumbing issue in the upstairs tub where the mechanism to go from tub to shower was not functioning properly. That wasn't covered. Also, there was an electrical issue where the previous homeowners made a copycat of the laundry room on the other side of that wall. So, the four-prong outlet for the dryer was connected on the other side of the wall from where we needed it to be. But that was considered preexisting and not covered.
American Home Shield wouldn't fix the outlet to where it would provide power to the correct side where our washer and dryer currently are. We ended up having to find an alternative resource to get that fixed to not have to move our dryer to the opposite end of the house from our washer. There are some things that we thought should have been covered that have not been. But that's generally how all insurance works is. You think stuff is supposed to be covered, but it turns out it's not, and it's not worth fighting the red tape. So, we made those decisions outside of our insurance policy to fix. Other than that, everything we've needed to handle has been professional and efficient in communication. Locksmith, plumber, electrician, we've had it out here. Everybody has been professional, and the communication method is great.
Holly Hickson,

I paid American Home Shield $125 to have somebody come out and fix my ductwork, and they said they couldn't do it. I'm out 125 bucks. So, I'm not real happy about that. Somebody was supposed to come out. I never got any report from the tech. The tech sent them a report, and I never heard anything from American Home Shield, and that was last month. So, I did call back, and they said that they were going to send somebody out to talk to me about an upgrade or discount with a mini-split but nobody's ever shown up, and I've never received a call. So, I don't know what's going on with that. The ductwork is in the bonus room. It gets really hot in the summer and really cold in the winter, and I have to keep the door open when company comes. Sometimes, the company doesn't like to have their bedroom door open.
The person from Accent Heating & Cooling said the ductwork was installed improperly when the bonus room was put in. I used a licensed contractor, but I've always had problems in that back room when company comes. It's fine when there's no company there because it doesn't have to be regulated. It's just when the door is shut, it gets really hot in the summer and really cold in the winter. He said my ductwork was too small. American Home Shield said they couldn't make it right. I don't understand why they just couldn't replace the smaller ductwork with larger ductwork.
Now, my toilet was leaking yesterday. I don't know how long it had been leaking, since it's in my guest bathroom, and I never go in there, but I went in there yesterday and the rugs were all wet. So, I took them out, and mopped up the floor, and turned the water off, and I called American Home Shield, and I just found out they aren't coming until Wednesday morning. So, I'll be bailing water until then. I'm on a cancelation list with Northwest Sundance, so I don't know what's going on. I have company coming tomorrow, too. So, I just had to tell them they can't use the toilet when they're here.
Overall, my experience with American Home Shield has been spotty. Sometimes it's good, sometimes it's bad, and sometimes they send out subpar technicians. I had my dishwasher that wasn't cleaning properly, and the dishes were wet after being on a heat dry cycle. So, I called and had somebody come out, and he said that there was no problem on the motherboard, and there was nothing wrong with it, and he left without fixing anything. I called American Home Shield back and they sent somebody else out, and it was definitely the motherboard that they had to replace. Now, it's working fine. So, sometimes they send out shoddy techs that don't know what they're doing and are very rude.

I sent in a claim online when the garage door wouldn't go up or down. Then I got an email telling me that Local Garage Door & Opener would be coming out and they'd be contacting me. The following day, Local Garage Door got ahold of me. When they scheduled to come out, I never saw a picture who was coming out. The interaction before they got here, it was fine. But once they got here, it was extremely poor. I reported them to the Better Business Bureau and called the police on them.
When the tech came to the house, he went down and checked the garage door. He called his boss on the phone and said, "I've never seen a spring on a garage door opener like this." But when I had somebody come out and redo it, they said the spring was fine. It's exactly where it's supposed to be. But the Local Garage Door guy told me, "You need all new rails. You need a new garage door. That's $2,500." This is my mother's house. She's 84. I told him that I needed to speak to her but then I decided that everything would go through me.
He ended up going to my mother and telling her the whole garage door was gonna fall down if she did not pay $4,000, and she needed to pay it that day. I told him we were gonna discuss it and he said, "Well, you have until 5 o'clock." So, he wrote down a phone number, and he said, "Call me. Don't call this other number. Don't call the company number." He called me at five till 5:00, and he said, "Well, you're gonna have this done or not?" I told him we were not gonna have it done. Then he said, "Well, I'll give you till 6:00." The next day, I called the cops because this guy was too pushy, scamming for money. Then I called American Home Shield, reported it three times but they were very unhelpful. They were typing everything in the computer to give me answers. It was ridiculous. The last lady I talked to said they were supposed to return my money for the service call, but they have not.
I got an email from American Home Shield saying, "How was your service?" So, I put on there, it was poor, and I typed in that the guy was really pressing it for money, and I thought he was trying to scam people. It wasn't even two minutes later when that man called me, saying, "Why did you do a report saying that I tried to scam you? I was trying to save you money." He jumped all over me.
I called a local garage door company, and the tech came out and he said, "Well, your door looks like brand new. There's nothing wrong with your tracks." He told me that they didn't make parts for that garage door opener anymore. He could put in a brand new one for $325, and they could do it in two days. So, the people I hired came out in two days and put in a brand new one for 325. The Local Garage Door guy wanted almost $5,000. American Home Shield is almost impossible to talk to. When I was calling and complaining about this service guy they sent out, most of the time, I could barely understand the person I was talking to.

I just recently called American Home Shield about a problem with one of the toilets and the gentleman who came out was very helpful. He noticed a crack and pointed it out to me, so I know that it needs to be replaced. The repair that we requested was taken care of. But every time I call American Home Shield, it usually takes days and days to get somebody out to help with something, which is a drawback. In a previous home where I had the same service, my water heater went out. They eventually fixed it, but it was a challenge to get them to do it. They initially wanted to give me about $300 and have me handle it myself. But then I would have to hire a plumber and it was going to cost me a lot more than that. It took a while to get AHS to take care of it. It's frustrating to use them.
I’m a widow so I’ve used American Home Shield’s service for many years because I’m always worried about something happening around the house that I can’t handle. But sometimes, I find myself just calling even if the service call to get somebody out there costs me $125 each time. Sometimes, it's cheaper for me to call someone else to come take care of it, and it's usually less than that amount. So I avoid using AHS unless I absolutely have to. But I know that it's there when I do need it. I pay every month forever and I shouldn't have to do that, but that's the way it works. The price is reasonable for at least a little peace of mind.

Eagle Air, the contractor that American Home Shield sent, diagnosed an issue we had with the air conditioning system, which turned out to be the compressor. They did a great job. I was very pleased with them and I would use them personally if I had the opportunity. I submitted the claim online to American Home Shield and they responded quickly. My experience with them has been okay. I still had to pay a lot of money out of pocket, which I didn't like, but it was certainly less than what I had to pay if I had done it all on my own.

American Home Shield has done what I needed them to do. I submitted a claim recently, and it was very easy and straightforward. Then, Right Temp Heating & Cooling came out in two days because it was close to a weekend. But they were friendly and easy to work with. I called them again and they came back right away. They were very nice people. So, overall, it was a good experience overall. Since the repair, the unit works even better than it used to. Other than that, American Home Shield has been very responsive and I've had no issues with the coverage. I wish the deductible wasn't so high because we pay every month, and we have to pay 125 every time we call a contractor. But the price is fair. Their website is also pretty easy to follow.

If your goal is to pay almost $300 for a $100 service call fee and about $200 for AHS to decline full service to clear a clogged toilet, despite "toilet" and "plumbing stoppages" being covered in a premium plan, then you should go with AHS. Mind you, unclogging a toilet plumbing service costs about $300 or less if you hire the service yourself through the same third-party contractor. If you are looking for AHS to pit you against an AHS Third Party Contractor to dispute AHS plan coverages, and then disconnect themselves from the call (not even attempting to call you back right away), then this is the company you should go for.

I’ve been with American Home Shield for 15 years. The reason why I kept this warranty was not for any repairs in my home but strictly for my AC units. On a weekend I had someone come out to service my units, clean them up. Check them. Found out that the services that American Home sent out all the time never gave me any pictures, never told me what was going on with my exchangers in my attic.
The company that I called out showed me pictures of my condenser units in my exchangers were all rusted out so I got a quote from them. Had them put them in over the weekend. American home shield says since I didn’t call them they will not cover anything because I was insured for up to 5000 per each unit which I have two of. After calling them I found out that no they will not reimburse me. They will not give me any money. Didn’t care so I canceled my plan. Worst company I’ve ever dealt with. They say what they gotta say to get you to sign into their plan and then they don’t follow through. Do Not Use this service.

I had a very concerning experience with American Home Shield (AHS) that every homeowner should be aware of. AHS dispatched a contractor, Exclusive Appliance Repair, to my home to address an issue with my refrigerator. During the visit, the technician forced the refrigerator door open and caused significant damage. After reporting the incident, the contractor denied responsibility, and AHS chose to accept their statement without conducting any independent investigation.
When I requested proof of the contractor’s insurance, licensing, and business registration, AHS was unable to provide it. I also attempted to verify the legitimacy of this contractor and could not find any credible business records, reviews, or registration under that name. During the claims process, we escalated the issue and included AHS executives in our communications. Despite this, no meaningful investigation was conducted. AHS refused to repair or replace the damage caused by their assigned contractor. As a result, we were forced to replace the refrigerator due to the extent of the damage, resulting in unexpected financial loss. This situation also raises serious concerns about customer safety. Allowing contractors who may not be properly vetted or verified into customers’ homes creates unnecessary risk and reflects poorly on AHS’s responsibility toward consumer protection. Based on my experience, I cannot recommend AHS.

My sink stopper in the bathroom broke off. NC Plumbing Pros came out and they were great. The repairman had to go to Lowe's to go get the part and he fixed it. He made sure the pipes weren't leaking. It's been about 10 years now that I've been using American Home Shield and they are pleasant. But they could improve on the payment I have to pay a month. When I first started, I was paying less than $100. But then you got to pay for the services too. I don't mind paying $100 for somebody to come out here to do a repair but to pay that 100-something dollars a month for something that I don't use often is a lot. But they make sure they fix your issue and if they can't fix it, they get you another one. I got a washing machine from them. I let them know which one I had and they gave me an option for a similar machine to the one I had which is the one with the rotary thing in the middle.

I have the Platinum plan with American Home Shield and it's hard to book the annual check on the air conditioning unit. They make you specifically use an app to do that, and if you want to schedule it through a representative, it's extremely difficult. But they gave me a pretty good discount to keep the service every year. Recently, I had a claim for a broken door. I called it in and the rep I talked to did a good job. Then, it took three trips for the techs to fix it because they had to order parts. Other than that, I am dissatisfied with the coverage and if anyone asks me about my American Home Shield warranty, I'd tell them that it's probably not worth it.

I'm still going through an experience with American Home Shield. I've been trying to get my AC repaired, and it has not been going very well. Submitting the claim is very easy. I go online or make a phone call, and put the information in on what my issue is. AHS would send me an email or a text to inform me of the company that is going to come out there and look at my equipment. That part is straightforward. It's just the after-work of getting it done. I've been going back and forth, but I still haven't got an answer of what we're going to do. It has been over a month.
The AC went out in March, and AHS sent someone out there to check on it for possible repair. Once they did that, they just closed the case. I called and said, “I haven't got a answer of what's going on.” They said, “We thought he fixed it.” I said, “No, it's still not working. Nobody fixed anything.” But in order for him to fix it, they would have to give him the okay to fix it. I don't know why they thought he fixed it when nobody gave him the okay to repair anything.
After talking to someone about that, I found out that they never even had the letter for the repair. They didn't even know what he would need to repair, because he never turned in the documents. It has been going on like that. Every time I called, I would speak to different people, but nobody knows what the plan is. I finally called back, and they had someone speak to me, and they said that they would call me back. Today's Monday. So, tomorrow, someone should call me back and lett me know if they will do any repairs, what the repairs will be, or if they will have to replace it, which the gentleman already told me that the thing was kaput. But I’ll see what goes on tomorrow when they call me. It has been over a month that I haven't had a lot of conversation on that matter.
My claim had been opened and closed twice, and I don't understand how it was opened and closed and opened and closed. I'm still at the same spot as I was on the 24th of March. I still don't have a answer. I've been dealing with them for a while, and this is the first time I've tried to use them for an issue, because I just do a lot of things myself. It's quicker. But with this, I hoped it would be a smoother operation or communication. It just might be one in a million.
If I was a family with kids and little ones, and the weather wasn't holding up, it was 100 degrees, I may be upset. If I wouldn't have called, nobody would have called me back. It was March. I waited until the 9th. I called somebody, and they said, “Your case was closed. Everything's working.” I said, “No. I'm in the house. Nothing's working. It's the same.” They said, “We're going to reopen your case.” That was on the ninth of April, and we're still nowhere. The whole month of April is passing, and this is going to be May. They just closed the case, and it was done. You can't just close a case, and you have no feedback, you didn't check the service. Right now, it's terrible, but it may get better.
I talk to many people. People were saying things, giving me answers, and I knew they didn't have the answer. Don't give me something just to wet the cereal. I had more information than they had because I had contacted the people who came out to repair. So, they've been telling me stuff that I knew wasn't accurate, and they knew it wasn't accurate. They were trying to appease me, but I don't want to be appeased.

My dishwasher wasn't working and I called American Home Shield. I told them what was going on and they sent out somebody. The repair guy showed up and it was weird because I noticed it wasn't a company truck. I let him do his thing and I stayed in my room, and he let me know when he was done. He said he was gonna submit everything and they’ll probably be back in a couple of days to fix everything. But they didn’t show up to fix the problem. I got an email from American Home Shield and they said it wasn't covered. I wanted a second opinion and got one. I was told it was normal wear and tear, which didn’t make sense and it wasn’t covered. I ended up canceling American Home Shield. Their customer service wasn't bad. It's just I don't like the way they handle things.
I had American Home Shield for seven years and every time I've called them for a problem, they always find some reason not to cover it. And you have to pay $100 just to get someone out. Then, it takes a couple of days for them to even come out. So it’s inefficient for the amount of money that I pay monthly, plus the callout fee. I have a new home warranty system now to cover the things I need, and they don't charge a callout fee and it's way less money a month.

I did a claim to American Home Shield for something that was related to an HVAC system. A contractor came out in about three days. The service was good. Everything got repaired in about a week. What I have observed lately, though is that all these contractors just try to upsell. They don't want to repair anything. All they do is come in and say, "Hey, you should replace everything and move to a new unit." This has happened twice with me in the last two months, and of course, AHS will not cover. Most of it is covered by the consumer. So, it's bad that way. It all seems to be like a game. It's a contractor who's doing all this, and not AHS, but then, AHS is not questioning it. They just go with whatever the contractor says.
Thank you for sharing your experience, Manish. We're glad to hear that your HVAC service request was handled in a timely manner and that the contractor was able to complete the repair within a reasonable timeframe.
We understand your concerns regarding recommendations for system replacement. Any suggestions made by contractors for upgrades or replacements are simply options based on their professional assessment and are not requirements or obligations for homeowners to accept. Coverage decisions are guided by the terms of the warranty and the findings reported, but the final choice on whether to move forward with non-covered upgrades always remains with the customer.
We appreciate you taking the time to share your perspective, as insights like yours are important and help highlight how these interactions can be experienced from a homeowner’s point of view.

We called American Home Shield and requested for a rekey. It was not difficult at all. The guy who came out from SmartLock was great. The service was professional. We had the rekey for the main house and the lock is performing great. Right now, I'm in the middle of a dispute with American Home Shield regarding our refrigerator, and I'm very unhappy with that. I had a refrigerator that was working during the time I was in escrow. When I closed my escrow and I was moving in, I noticed that it wasn't cooling very well. So, right away, I called American Home Shield, and they came out and somebody said it's a pre-existing issue. It started cooling again and working like cooling where it's supposed to be. I didn't make any adjustments.
I called American Home Shield and said, "Hey, the fridge is working now. Can I get a second opinion?" They sent somebody out here, and the technician saw that it was working. I told American Home Shield that I just wanted to document that it is working intermittently, so they won't say the issue is pre-existing. I documented that phone call with a supervisor that my refrigerator was working, and the second technician documented that it was working but he said that something had been fixed incorrectly in the past.
Two weeks later, it started losing coolness again. So, I called American Home Shield, and they sent another technician out, and they said, "Yeah. I don't think this is gonna work. It's just a recurring problem. You have a gas leak.” So, American Home Shield said they were gonna deny my claim. I asked them why because on page 9, Section M, it states on there that if it's a pre-existing exclusion of something that I did not know about and that it was not reasonably detected, it's covered. I didn't know about it because it's working intermittently, and the proof is a second technician seen it working and outside of plugging in the refrigerator and it cooling, there's nothing else in my knowledge that I know what to do to detect a gas leak. Even the technician that was here said there's no way you would have known as a customer to detect a gas leak. There's special equipment for that.
So, that was what I argued with American Home Shield, and they said it was too late because they already made a decision. I told them if they're wrongfully denying my claim, there should be a protocol to overturn that decision and reconsider it, considering our discussion, especially section M of page 9, and then there's a page 2 that says specifically that if it's pre-existing and it's not known to me, even if the work was done incorrectly prior to me that it's covered. American Home Shield just flat out denied me, and the lady even hung up on me. The problem is that all these calls are being forwarded to the Philippines where there's a language barrier there. They just tell me, "It's pre-existing, sir. You're not covered." I'm not arguing that it's pre-existing. What I am arguing about is the clause and the contract that says that if it's unknown to me, and if it's not reasonably detected, it's a covered item. I'm going in circles.
I'm very frustrated and we don't have a refrigerator. We're living out of an ice chest right now. We're working on four weeks now. American Home Shield is not honoring their contract. There was a pump and a heater, and that looked obviously like it was broken down. I never tested it. That's my responsibility. That thing never worked, but this refrigerator that's working off and on should absolutely be covered.
Alex Castellon,
We genuinely regret to hear about your experience with the refrigerator claim. It's concerning that the situation was so complicated and unresolved. Our goal is to honor the company's commitment, and it's distressing to know your expectations were unmet. Despite initial hurdles, reaching an outcome consistent with stated coverages is essential. I had a guy from Barker Services come in when my water heater was leaking. The service was okay. But he gave me some information that wasn't correct. The water heater needed a valve. It didn't need to be replaced. The guy failed to tell me that whenever they do something like that, they cut the water off for a period and cut it back on, and that some of the faucets won't work.
When we got upstairs, my kitchen faucet no longer worked. The water wouldn't run through because there was a lot of rust coming out of the faucet. So he told me that I had a Moen and that Moen has a lifetime warranty. He gave me the model number right off the top and because he does that kind of work, I said, "Okay." So I called Moen and gave them the model number. Then they sent me a bunch of parts.
When Moen sent the parts out, I paid another guy that I know. I wasn't gonna file another claim to come out and put the parts on. But the parts didn't fit and I had already waited almost three weeks. The reason why this was a big deal is the water in my kitchen faucet was only a drizzle, so I didn't have use of my faucet. So when the guy came and the parts didn't fit and I called Moen, they asked me to send a picture because they didn't understand why the parts didn't fit. It wasn't even a Moen and the parts didn't fit.
I had to deal with getting another faucet. But all of my other faucets worked, including the bathroom and the basement. So I called Barker Services back and the lady was real nonchalant. She said, "Oh, well, I guess that was just his mistake." When the guy came to fix the water heater, it was fine. The follow-up as far as telling me what I needed was incorrect and because I was confident of the information he gave me, I waited two and a half weeks for these parts to come, and then I still had to go buy another faucet.
Every time my service is up at the end of the year, I have to call back American Home Shield to negotiate because the monthly fee continues to go up. Now, I'm paying 50-some dollars a month. But my biggest objection is the $100 claim fee. That's high. Other home warranty companies contact me all the time, and their claim fee is a lot less. American Home Shield provides good service, but the $100 claim fee is expensive, especially for little basic things. I would get that if they rated it according to what they're doing like your furnace, your water heater, or larger appliances. But to do $100 for a clogged drain is expensive.
A home warranty is something that I would not do without. If I were not with American Home Shield, I would be with someone else because I don't have the capability of fixing things and it's too expensive to try to fix things on my own. So that's why I recommend it definitely if you're a homeowner and you're responsible for taking care of everything.
Barbara Harrell,

American Home Shield kept sending technicians out, and the repair was eventually forwarded to Sears, which uses a third party for approvals. The technicians would be in my house explaining what needed to be fixed, but the approvals kept getting denied. I needed a new door since I haven't been getting ice since November and they kept saying it just needed to be spliced or the wires fixed. It took a long time to get the door approved. And prior to getting the approval to do anything, I ended up calling one of the technicians directly because I couldn’t get anywhere with anyone. He finally got me back on the schedule.
The only reason why I finally got approved was that they would normally go out and sit in the truck and call for the approval. This guy stayed in the house and I was standing right there, and every time the guy on the phone was coming up with objections, I would say it makes no sense. Then, there’s a guy snapping pictures, saying there’s nothing else to splice and that he had been out four times and has kept telling them that the door has to be replaced. It took a lot of back and forth.
Once the replacement was approved, the door sat on my porch for almost three and a half weeks because I was rescheduled multiple times and was even rescheduled five times in one night. It was very hard to reach anyone. Most of the time, I had to communicate through text, and couldn’t call anybody. And this is the Sears people. American Home Shield was just sitting back there and I was telling them I'm without ice. I'm paying them all this money all these years and they can't get in touch with Sears to see what was going on. Eventually, the door was replaced in March, and it has worked fine so far. I'm very dissatisfied with American Home Shield. The price has gone up significantly and the service has not been the same as it used to be. It's much harder to get them to acknowledge that you have an issue.

American Home Shield sent out Cool Solutions for an AC issue. They did say that the problem was due to the age of the unit and not due to any component that wasn't specifically working. So, they weren't able to do anything. They offered to quote a new system, and their quote was not the most competitive, so I didn't go with theirs. I've had so many claims with AHS. 75% of the time, I'm pretty happy with the outcome. Having the service is worth it in the end. It's kind of a hassle some of the time, but it is worth it, and I have it on all my properties.
Pamela Soladar,
Thank you for sharing your experience with American Home Shield and Cool Solutions. We appreciate your feedback and are pleased to know that most of your claims have been resolved to your satisfaction. While we regret that the quote for a new system was not competitive, we understand your decision to explore other options. We remain committed to assisting you with any future needs. Please feel free to reach out should you have any additional questions or require further assistance.

There were so many things that went wrong with the claim. The microwave component of our oven broke. They're attached. That took quite a while to get the issue resolved. We were without a microwave and an oven for a month. The electrical contractor, McGee, was fine. It was the information that I got from American Home Shield that was contradictory and confusing. We eventually got it taken care of, but they still performed extremely poorly and I won't be renewing with them.
Submitting the claim on the website is not that difficult. But they should respond within 24 hours and it usually takes them 48 hours. I had another issue earlier in the year that was even worse than this one. When you talk to their contact center, they are not that skilled in English. It's an offshore contact center and they don't seem to be understanding what you're trying to say and they are not empowered to do anything but follow the script.
The contractor told us that they needed to have someone pull out the oven and microwave because it was embedded in the wall, that they couldn't do it, and that American Home Shield was supposed to do it. This is where the problem centered around. American Home Shield approved the contractor to come out the first time and he got there but he didn't know that it was an oven and a microwave that was embedded in the wall. It should have been a question that they asked me. We didn't know that was an issue.
He said he had to come back. We waited another week and he came back with a dolly and pulled it out. He said it looked like it was something that had to be changed on the oven. He had to have somebody else come out and do that. But in the meantime, the oven had to be pushed in and that was when the confusion began. American Home Shield then said that they could not approve having the oven pulled out. It wasn't covered in my medium-level plan. But the initial contractor did it the first time. It went back and forth and I escalated it to whomever who takes their complaints and she agreed to give me a refund on the service fee.
They made it really difficult to cancel because I wanted to cancel and I was going to report it to the Better Business Bureau. But I calmed down. They sent me the money to refund me and we got the problem fixed thanks to the electrician. They ended up being the ones who pulled the oven out and brought an extra person to do that because they knew that American Home Shield wasn't going to help us. That electrician provided such good service that they helped us understand what was going on. On the day they arrived, they brought a second person and a dolly, so we got it taken care of. They went above and beyond.
Last summer, during the big heat wave in North Carolina from June to July, I was without air conditioning for six weeks. American Home Shield told me things that were not the truth. The party that they referred to fix it was an hour and a half away in Greensboro. They didn't have the unit. It had to be shipped and that took extra long. It got lost and all kinds of things happened. I don't think they manage their third-party vendors very well. They don't communicate well. Six weeks in the middle of a heat wave is not the time to go without air. I should've canceled American Home Shield then. Since I had such a bad experience with the air conditioning, they gave me a discount on my payment. But I'm real dissatisfied. The contract is not completely clear as much as I read the fine print. I'd tell buyers to beware and call about specific questions before signing up with them.

Cost is high, and they do not cover anything that costs money. They use subpar techs as contractors. If you want to cancel you will have to call them, and the billing rep will tell you that they cannot cancel your plan. I have been on hold for 30 minutes. Then you call them back and wait for the same response. I am sure they have been sued thousands of times. Not sure how they make their money...

I have been a customer for 3 years. My HVAC unit has stopped working and American Home Shield is denying coverage even though they say in their coverage documents ALL PARTS AND COMPONENTS of an HVAC unit are covered. They coded the repair of the control board (A COMPONENT OF THE HVAC) as secondary or incidental even though that is talking about items that are damaged as a result of a covered system or appliance going out. The control board and blower are PART OF THE HVAC, not a secondary item. I am leaving complaints on the BBB and pursuing arbitration and have messaged executives. This is deceitful practice in denying coverage when it says alll parts and components of central A/C is covered.
Heather Washington,
Thank you for reaching out to share your experience, and we sincerely apologize for the issue with your HVAC claim. We understand the importance of ensuring every electronic part or control unit within your system functions seamlessly and how disappointing it is when coverage expectations aren't met. This certainly isn't the level of service we aim to provide. Please direct message us to allow us to investigate this more closely with you. We are committed to resolving this matter to your satisfaction and will address what needs clarification or reconsideration. Your trust in our service is highly valued, and we appreciate any opportunity to repair your impression of us. Thank you for taking the time to raise these critical concerns.

American Home Shield sent out Darrell's Appliance, and everything was terrible. They were very unprofessional. Just by my wife looking at the reviews about Darrell's Appliance, they have horrible reviews in our area. I'm so disappointed that American Home Shield would even allow them to be a contractor with them. When the guy came out, they looked at our stuff. Then weeks went by, and we weren't able to get in touch with them. We called them repeatedly. This has been going on since December, and I still haven't got my cooktop yet because American Home Shield, just last week, decided to give me a buyout option because I've been pressuring them so much because they can't get in touch with the contractor and I can't get in touch with them. The contractor was non-responsive.
I'm getting ready to cancel American Home Shield. I've been a customer with them for over 11 years. I'm not able to cook in my own kitchen because my cooktop is cracked, and I'm paying them $150 a month to fix it, which something I could have paid out of my pocket. It was a horrible experience with Darrell's Appliance, and I don't feel like American Home Shield took me seriously. Every time I called, we were talking to different people every single time, and there were language barriers involved in that, too. It was not a fault of their own, but it was just a horrible experience. I had to repeatedly ask for them to let me speak to a supervisor. They were like they were not able to really get me with a supervisor because these people may be working from home, but I imagine they're in a call center where they have supervisors that they can put me on.
I finally had to pressure them to get me an escalation, and a lady called me on a Monday. She said she was gonna call me back on Wednesday. She didn't call me back. So, I called them. She told me she was gonna call me back that Friday. She didn't call me. I called them back. It was horrible. I do not recommend American Home Shield to anyone. When you talk about home warranty companies, they're not gonna get the top contractors because a lot of the top contractors are not going to work with home warranty places. So, I get that they're getting the bottom of the barrel when it comes to some of these contractors. However, there have been a couple of people that I've used that have been very professional through American Home Shield.
I've had some of the customer service reps that were very helpful, and I've had some that I feel like that they did the best that they could. As far as the coverage, they'll generally try to patch things up prior to replacing an entire thing. I have friends of mine that have the exact same coverage that I have, and they are new customers within the last two years, and they're paying $60 a month, and I'm paying 140 every month. I'm a longer standing customer and my premiums are going up. My customer service is not getting any better. They automatically draft my checks. So, I've upheld my end of the bargain. I don't think they upheld theirs.

American Home Shield’s call centers operate overseas and it’s not the operation that I have an issue with. It’s that the reps don’t understand. Sometimes, there’s a communication barrier. Also, it takes a while to get through over the phone. The quality of the contractors is either really, really good or really, really bad. I had one contractor for a particular unit that came out and the tech kept on saying that they couldn’t repair it. But when the contractor would bill American Home Shield, they would say they were sending another person. Eventually, I called American Home Shield and told them I didn’t want the tech and the company. So, they sent another tech, and that tech verified that the stove cannot be serviced. I got a new one but it took six times to have a tech over.
American Home Shield was recommended by one of my colleagues a few years ago, and the coverage is excellent and the product is great. However, the execution needs help. Most people buy the warranty from American Home Shield because they don't have to worry about the appliances as well as calling contractors. But you're still going to have to stay on top of the contractor. You can limit your charge in terms of your overall expense, not facing a large, dramatic bill, but it's not 100% worry-free. You still have to engage with the contractors who are going to come and all of them might not necessarily be on the up and up. American Home Shield should make sure that the contractors they're sending out are well-vetted and sticking to the timeline that they provide.

I'm dissatisfied with American Home Shield. I submitted a claim with them online for a freezer that wouldn't freeze all the way. However, I couldn't understand what the techs were saying. It was very challenging because most of them do not speak English all the way. I had my husband's co-worker translate for us. Also, I had the assumption that AHS would attempt to repair the fridge, and after three times, if it isn't fixed, I would get a new appliance to replace it. But that cash-in-lieu situation is quite the mess. I at AHS' website, and everything that I saw did not correlate with what I was talking to the customer service people about. I called three times, so I talked to three separate people, and they all did not understand what I was saying as far as what's on the policy. I would not recommend AHS. I had First American Home whatever company before, and I might change back to that.
Daisy Glascom,

American Home Shield's customer service has been bad. It's too hard to get ahold of them by phone to talk to somebody. A.I. can't answer every question. So, trying to defeat that system is almost impossible. They don't respond to emails in a timely manner. Then, when you do get ahold of somebody, all they're doing is reading off of a computer. They have no knowledge of what they're doin. So, customer service sucks. I've had good luck with the technicians. It seems like they've all done well.
Randy, we're sorry to hear about your experience and understand how frustrating it can be when it's difficult to reach customer service or get timely, helpful responses. We appreciate your honest feedback regarding the challenges with phone access, automated systems, and communication.
We're glad to hear that your interactions with the technicians have been positive and that their work met your expectations. Your comments have been noted and help highlight areas where improvement is needed.

Lockhart Plumbing came out for the water heater and the valve needed to be replaced. The repair guy also replaced the faucet because the sink was leaking. Everything is good and I would recommend American Home Shield. But I’m ready to cancel them. I've been with these folks for almost 15 years, and I can't understand why my plan is so expensive. My plan went from $75 to $100. The lady gave me this song and dance about everything going up and that it’s according to the service that I have used with the company. I told her that I don’t pay more than what I’ve used. But you always get somebody who can't speak good English. You can't halfway understand them or they act like they don't understand what you're saying.
