    One of the worst builders. They must use the cheapest contractors and materials they can find. After 3 years I am having to basically replace and repair everything. Do not have them build a shed for you because they would probably mess it up.

    I would not buy a Ryan Homes built home. Very low quality, no attention to detail, poor customer service, cheap, cheap, cheap and sell at high price. Have been in home for 10 months and just absolute crap!!

    We purchased in Elizabeth City NC. If we had read some these reviews, we probably would not have considered even looking. Our overall experience was great. Drew ** our sales representative was over the top. He was above and beyond to help all his clients.

    I would without any doubt choose ZERO stars if possible!! They are the worst home builder by far. Since day ONE nothing but problems. During the walk through the Ryan Homes person was irritated with me because of all the errors I pointed out. He even stated to me "you get what you pay for". I should have taken that as a red flag, but this was my first home, and I was proud to buy it on my own. As we continued with the walk through, I requested a new refrigerator because the one that was there had a small dent. I NEVER got a new one and still have it.

    I requested a new dishwasher because the one that was there was discolored (looked rusty). It was replaced. I have done two separate claims on garbage disposable, and it still work. the repairman advised it's the worst brand and it just needs to be replaced. I just use it. My cabinet is falling apart. No warranty on that (surprise surprise). The cabinet doors are uneven and there is a gap in between the doors. There is a line across my living room ceiling, and I figured it was from house settling. Since then, I noticed a mold spot in my living room ceiling (I didn't know it was mold at first). I wiped it down and over time it would come back so I had someone go in the crawl space to look and see what it was. To my surprise there was a hole in my roof, and the crawl space was so bad you can't even get up there and walk around. I was told that if someone was to walk on the ceiling they would come through.

    I called Ryan Homes and did a claim, and some ** came out with a step ladder and couldn't get up there to see anything. There is not a ladder attached to the ceiling like there should be. I was told by this clown from Ryan Homes I had to get a licensed roofer to come out and prove it is builder fault. I did just that. The licensed roofer came and went to the roof and took pictures of all the errors. He went into the crawl space and stated it was extremely dangerous. He observed the hole in my roof and stated there is no boot anywhere. He believes there was never a boot attached because there is no evidence of it. So, I contacted Ryan Homes again with my new pictures and the paperwork from the licensed roofer.

    I have heard nothing from Ryan Homes. I reached back out to them, and they said they didn't get any new pictures. I sent proof of date and time sent and waited for them to call me back. They are still telling me it's my fault for not getting on the roof every year to inspect it. How or why would I get on a roof (a brand-new roof) to inspect it. Ryan Homes is refusing to fix their crapping construction. The house is junk!! Never buy a Ryan home!!!! They don't stand by their craftsmanship and a bunch of ** working for them who don't want to help in any way and jut blame the homeowner. Pure trash!!!!

    Ryan Homes are not worth of buying. Just completed a year and see the hot water is not at all coming on any of the floors. Heating is set for 120 and just after completion of a year we have this issue and not sure how many we will see in 2 years. Definitely I will suggest Ryan Homes only to my hard enemies and not any friends. Please stay away from Ryan Homes. Else will regret your decision with losses. Compromised construction quality.

    We were looking into buying a home for our son in Harrisonburg VA and saw Ryan Homes had a neighborhood in budget. We made an appointment and then decided to just rent something and possibly buy later. I cancelled my appointment and then the aggressive salesman attacked. He told me what I should do and I’m wasting money renting. I’m a grown man and do not need to be told what to do. It’s bad enough that apparently don’t build a quality home, but they hire used car salesman for the site. There is now no chance we build or buy w/ Ryan Homes.

    I would choose 0 stars if possible. Be 100% sure you want the townhouse you’re placing a deposit for or there is a good chance you will need to hire a lawyer to get your deposit back. I had to consult 2 lawyers in order to get ANY communication with Ryan Homes and NVR mortgage about returning my $4,000 deposit back. If I didn’t get a lawyer I am almost certain they would have tried to keep my deposit. They now have the two biggest realtor companies in the area on the don’t do business with list. Again, don’t sign a single thing about placing a deposit unless you’re 100% sure you want the townhome and can afford the townhome or you will need to hire a lawyer. Do your research about Ryan Homes and NVR mortgage before even thinking about their builds. Save yourself the headache and $.

    I bought a condo in March 2025 from Ryan Homes. After looking at the reviews, I shared my concern with my salesperson and he assured me that North Carolina saw very few bad reviews. Especially this area. Since closing on my condo, I’ve had them repair the same faucet in the guest bathroom that only gets used once or twice a month four times. They replaced the faucet twice. They can’t figure out why it keeps leaking.

    I’ve also had them out three times for my garage door. Hopefully, it is fixed now. Now I’m having troubles with my furnace. I’m in Elizabeth City, North Carolina and we’re getting ready to have a snowstorm. I keep my heat at 60 at night. When I wake up I turn it to 64. When I turned it to 64, I heard popping and it smelled like my furnace was on fire. I turned it off immediately and sent in a warranty request for an emergency trip.

    It’s now more than 24 hours later and I cannot get anyone to come out and look at it. I was supposed to be on my way to visit my granddaughter for Christmas in Massachusetts. I can’t leave. I can’t leave my condo with no heat. The pipes will burst, plus we are supposed to get a lot of really bad weather and I had left this morning, as I was intending, I would’ve been long past all this weather.

    I’ve spoken twice with Fairways at Laguna Oaks, which is supposed to be the company taking care of my warranty. They told me that my issue is not an emergency technically. How is not having heat for two days now not in an emergency? Especially when we’re getting ready for a really bad storm. I’m going to have to go out and buy a little heater for the bedroom just so I can stay warm tonight and hopefully they’ll get it fixed soon. I’m totally frustrated with Ryan Homes and their warranty and lack of care with this Fairways at Laguna Oaks. Everyone else has been so nice, but this company could care less. They have an excuse for everything.

    REALTORS BEWARE, I do not recommend bringing your clients to view or purchase their homes. This builder uses deceptive practices against buyers' agents:
    1) They do not accept the agent's Buyer Representation Agreement signed by the agent and the client
    2) They do not provide the ALTA Settlement Statement for the agents to review if corrections are needed. You will get it at the closing office only if asked.
    3) When completing your client's paperwork for NVR loan the sales rep will change your Commission portion information without notice, regardless of what you tell them how much the buyer needs to pay you.
    4) The NAN/Office for the loan does not call you back to follow up on your client's loan.
    5) The loan officer does not include the buyers agents when sending documents to the buyer, even if your client request it.
    Quality of Work
    1) Their homes are poorly built.

    2) Sewage backs up into the house.

    Before purchasing our Ryan Home, we read a lot of reviews, including complaints. Many of the complaints were about various aspects about quality and craftsmanship. We found that all such concerns can be answered by the builder either prior to close or in the first year warranty. It is advantageous to get most of your concerns addressed prior to close when possible but for us, 50 percent of our punch list was addressed by our warranty guy, Don ** who did a fantastic job addressing our concerns over the course of 1 year warranty. We recognize that the home we purchased was not a custom build but a production tract home that has a great floor plan and curb appeal. This is not to say there is no expectations when buying a new home, but rather recognition that there will likely be items you want to see addressed for a production home. Advice is to work with the builder, and they will work with you. We love our home.

    The worst purchase of my life. I have had nothing but problems since the sales rep lied to me through the whole process. And after moving in I've had a lot of problems, including stone falling off the face of my home that Ryan will not warrant after the first year of owning. I have doors that continually won't open or shut. I believe there are structural issues with the home because the earth has been actually pulling away from the walls of the foundation. If I had it to do over again, I wouldn't pay a dollar for this house. Matter of fact, I'd ask them to pay me for wasting my time.

    I wouldn’t recommend my friends and family to buy Ryan Homes. The house is built quickly to get built within their timeline without financial penalties. This led to many repairs after the fact. Workmanship is poor. A house should be move in ready, not to repair it.

    Everything was good when we went to the meeting. But the disaster soon happened. Shortly after they placed the property on the edge of a pond, retention pond and almost didn't want to fix that. Didn't want to put a deck in wanted us to pay for it. Continuously screwed up stuff on-site. The PM didn't read cut. Sheets didn't want to honor upgrades.

    So if you're getting something, make sure it's basic, don't get upgrades, because they won't honor the upgrades. We were supposed to get herring bone. It was part of the upgrade package, and we even had paperwork that showed that it was supposed to have been upgrade and they didn't want to honor it because they just didn't want to build it. However they want. Ohh, by the way, they'll pressure wash your walls in your garage, so you're you're going to need a moisture test. If you're doing any purchases from them, because chances are you have mold in your house? Make sure you get a home inspector with a mold test because there's lumber mold also in your rafters of every home.

    We have been living in our Ryan built home for 2 years. We feel extremely frustrated with the quality of materials used in our home. Damaged granite, a sump pump that broke 3 months after moving in & just last week, our springs on our garage door snapped! Again- this is a 2 year old home. Garage door springs should easily last 15 or more years. When we noticed the damage in our granite - on our closing day, we were continually told, “It’s granite, it’s a natural stone & there are imperfections”. We know, we have owned 5 homes. Our granite doesn’t have just imperfections, it is damaged & definitely a low grade granite. Ryan refused to work with us.

    Our sump pump broke 3 months after moving in, water in our basement. They did respond quickly to this & replaced the sump pump. We have since refinished our basement & added a backup system. Last week, our garage door springs snapped. They needed to be replaced. We contacted Ryan Homes & they basically washed their hands of it because it is no longer under warranty. We then contacted the actual manufacturer of the springs & they told us that “we get what Ryan pays for”. Clearly again, picking low grade materials. We had to pay close to $1,000 to purchase new springs & have them installed. Ryan Homes is not for you if you’re looking for a quality built home. We are sorry we chose them & will not recommend their services to anyone.

    I am writing this review about the new Ryan Homes I purchased in Inwood West Virginia, the community is called "South Brook", I have been in the house for 1-1/2 years.. Ryan Homes is a typical garbage builder that produces garbage and gets away with it, they use the cheapest garbage they can and the cheapest labor they can to slap their cheesy houses together..They refuse to repair their garbage too, I have had loose siding repaired on my home incorrectly which came loose again a few months after the repair but they refuse to fix it right because the 1 year (joke) warranty has expired (even though it's the same siding that they hacked together originally).

    My sidewalk cracked within a couple of months of my move in date but they said the crack wasn't wide enough to warrant a repair, my porch stoop was also damaged during the construction and they patched up their hack job with mortar that dried to a different shade than the rest of the concrete, I told them I wanted the whole stoop redone and they refused to do it, what they did do was paint it and the entire sidewalk which lasted a little over a year before the paint wore through. The grading job on my lot is pathetic, the yard is filled with rocks and trash from the construction and the sod won't grow because the yard has little or no top-soil.

    My house has a drainage ditch in front of it which catches and funnels rain water, they use a large plastic tube which goes under the driveway and connects the drainage ditch to adjoining homes, well this tube is already becoming detached from itself and warping, no doubt the cheapest piece of garbage they could find which is an eyesore and not easily remedied..The carpet and padding in the home are garbage, the cabinets are garbage (even though I got the upgraded ones). The sliding glass doors are garbage, the walls in the master bath at the shower entrance are not square, everything about this house reeks with 'cheesy'...

    You have to be filthy rich or build a time machine and go back in time to get a decent quality house built in this country anymore. I guess bricks are extinct even though they're just made out of clay and priced like gold if you want a house built with them. The icing on the cake is how filthy rich NVR has become (the parent company of Ryan) by building these cracker boxes and selling off the mortgages within the first year after you buy from them. I hope they're proud of themselves for a 'job well done'..

    This company is horrible, clearly pay inspectors off to pass inspection, one example in our home is the kitchen sink which should have between 4 to 6 clips holding it up they only uses 2, siding has been ripped off a couple times because of windy days not a hurricane just windy days, had to replace the garage door because it too caved in because of the wind, and that’s not even every issue there has been so far, they should be sued and put out of business.

    I am extremely disappointed with the quality of construction in my newly built home by Ryan Homes. The workmanship and attention to detail fall far below what I expected from a builder of this reputation. The overall experience has been frustrating and disheartening. One of the most concerning issues involves the uneven second-floor subflooring. I was informed that the problem stemmed from the trusses being approximately 1/8 to 1/4 inch off, which caused the floors to become uneven and crack/pop When walking upstairs. Although the builder attempted repairs the issue affects the entire second floor and remains unresolved.

    Additionally, the first-floor ceiling appears bowed. To investigate, the builder cut a large section of the ceiling and determined that a U-bracket on trusses had not been installed flush. The chosen “fix” was to “float” the ceiling to change the line of sight and conceal the imperfection. which did hide that bow BUT created another. When I requested written documentation detailing the exact issues identified and the corrective measures taken, I was told that Ryan Homes would not provide this information in writing. Beyond these concerns, numerous quality and workmanship problems including:

    • Dented, chipped, and poorly painted baseboards
    • Damaged French doors that appear to have been dropped and hastily repainted
    • Chipped stairs and banisters from poor installation
    • Sloppy paintwork both inside and outside, with drips, scuffs, and uneven finishes
    • Shower floor pan sealed improperly with grout, which is now cracking and raising concerns about moisture and mold
    • Vent fans that rattle loudly when exposed to wind, suggesting poor installation or substandard materials

    • Walls cracking

    Unfortunately, I’ve learned that these problems are not unique to my home—several neighbors have reported similar issues with poor workmanship. Buying a new home is one of the largest investments a person can make, and the quality received here is unacceptable for the price paid. I expected far better from Ryan Homes, and I urge potential buyers to be cautious and fully informed before moving forward.

    My experience with Ryan Homes, Timothy Branch location has been in the toilet, no stars. Please do not buy a Ryan Home. The fresh air intake is on the roof, there is a power plant billowing smoke down the street. The houses are built tight without enough ventilation. The mechanical ventilation system is not powerful enough to circulate the air in the homes, which causes poor air quality to build up in the home. The quality of work is horrible. Please be sure to have your own inspection team.

    Also note that DPIE does not enforce that the companies meet code standards. They only sign off on a third party's statement. Several top plates of my home were not sealed. The HVAC system did not pass but they still sold the house to me. They only came back 2.5 months later because I CALLED because I got sick. Make sure you read and understand everything about insulation and HVAC or you will feel like you're living in a microwave. One neighbor was rushed to the ER because the ventilation was so bad. The Warranty managers are not on-site.

    They want to come to your house with the contractor. PEG LLC is the 3rd party company signing off on the work. Southern Maryland Heating and Air are the HVAC and ductwork providers. PLEASE PLEASE ask for the list of contractors building your house. If you can forgo the NVR/Ryan Homes Warranty package, you should because their main job is to tell you no to everything.

    I forgot to mention, make sure you drive past your house while they are building it because mine did not have door knob until 2 weeks before settlement. Prior to that, the front door and garage doors were left WIDE open. Now I am having so many issues and they will not fix them. I have been going back and forth with them since July 17, 2025. I have far more things to do than waste my time, so obviously something is wrong. My family and I are getting sick due to poor indoor air quality. Lastly, please do your research on homeownership and building in Prince George's County. No one is held accountable. Very sad.

    I found this overview (review summary) describing The Ryan Home experience. It captures the experience perfectly. “Overall, Ryan Homes reviews are mixed, with many recent negative reports pointing to shoddy workmanship, low-quality materials, and unresponsive customer service, especially regarding warranty claims.” This is not my first Ryan home and I find it unfortunate that they continue to make customer (warranty) service difficult to navigate.

    Very poor quality work done. My home has humps on the laminate flooring and is separating. This after they tried to correct 3 times. I went from humps 1/4 inch high to 1/8 and 1/16 after they worked on. Sheetrock finishing very poor, over spray from painting. Too much to list.

    This company did not disclose to anyone in our community that we have to pay for BLADE RUN the sewage system for 5 parcels which include the medical buildings along with our community on one line that the developer NARDOZZI planned. This is an entire mess because Nardozzi pocketed our money, never doing any repairs or monitoring! Now WE FIND OUT HIS ESTATE is INSOLVENT! RYAN HOMES are SCAMMERS, tell you what you want to hear! Do not buy from this FRAUDULENT COMPANY! If I could give them a zero I would!

    My experience with Ryan Homes in Cleveland and Columbus area have always been nothing short of a pleasant experience right from the time I signed up with their sales team, through the buying process and mortgage with their NVR team and recently with their warranty customer service as well. I have built with Ryan Homes at different times over the years in different cities as I move frequently for my work. Over the years I noticed that this is one builder who truly listens to their customers and adapt their building process to consistently improve their quality through continuous improvement.

    Though I never had any major issues in their construction, when I had to contact their warranty division in Columbus, OH to fix, their response time was amazingly quicker and the very next day, their warranty manager was at my house with his team and started the work. The finished work was very impressive and they went out of their way with their customer service to make it new again as a whole.

    I highly recommend avoiding Ryan Homes for your new build. We were so excited to move into our new home and are sadly disappointed after only a week. The incredibly sloppy level of craftsmanship and cheap materials were quite a surprise. The paint and drywall looks like it was done by a toddler. Our sod was dead before we ever got to the property. Mirrors were mounted crooked, none of the door trim meets the floor, all of the materials from the studs to the plumbing fixtures are cheap and poorly made. There is a crack in our garage concrete which we were told “just happens”. We plan to stay in the house for a couple of years to recoup our investment but will not be staying here forever. Ryan Homes is a joke of a company. Would leave zero stars if it were an option.

    My wife and I ordered "Bucks County Quarry" Stone for the outside façade of our home (they installed wrong stone!) Sales Rep BRAD ** said it was right stone. I have lived with the fact that I gave in. I regret moving here since there are many issues with my home that have left me bewildered!

    My townhouse was built in 2022. Cement is already cracking, the house was not painted and they never told you. So if you bump it you can't wipe it because the flat paint comes right off. It would of cost over $3000 to paint it and time as I was all moved in before I knew this. The workmanship was poor as well and many people in the community already had to replace plumbing and repair the washer and dryers 'they put in and you paid for'. I'm sure they got a good deal on all of the appliances but the owners did not. As far as cost, they overcharged for the property and told everyone they had to buy, no renting. Then when you got the 61 page HOA contract, which you needed a lawyer to decipher, you could rent it long term after a year. The property values then drops (with the help of the politicians) and the taxes go up, so they can sell new ones again at a better price till they go to sell.

    Ryan Homes management is by far the most unprofessional and unethical group I’ve ever dealt with. While the sales, project and finance team were great, upper management’s repeated mistakes, lack of accountability, and blatant disregard for customers turned what should have been an exciting experience into a nightmare.

    They mis-measured our original lot, forcing us to start over and lose weeks. Then, at our pre-construction meeting, the floor plan was mirrored with the garage on the wrong side — another huge delay. Both errors were completely their fault, yet when we asked for reasonable compensation to cover the rent we had to pay because of their negligence, we were ignored for months. When management finally responded, they shifted blame, refused to help, and told us we could “back out of our contract” if we didn’t like it.

    To make matters worse, we later learned that other homeowners in our same neighborhood received concessions for multiple issues, proving this company picks and chooses who they treat fairly. Ryan Homes’ management shows no accountability, no transparency, and no integrity. If you’re considering them, take this as a warning: I would never recommend Ryan Homes to anyone.

    The salesperson Chrystina ** basically force you to use Ryan Homes patent lender, NVR mortgage with outrageous interest 7% + points. After closing, literally you are on your own; we found several contract errors, defective materials and poor quality craftsmanship, and the WORSE, a liability hazard which not one mentioned during the entire acquisition process. Then we can of course, still have a life-threatening risk, 2 (40+ feet) dead trees which are leaning 75 degrees towards the house. After every moderate rain/wind, we have dead branches and debris inches from the main bedroom windows. Also, after every rain, there is water accumulation on the entire left side of the house, basically, the foundation is wet since we moved 4 months ago.

    Did I mention, after closing, you are on your own? Exactly, the 1-year warranty department managed by Joe **, just fool us around with his statement of: we will fix everything next week, next Tuesday, and the end of the week. This is happening week after week for 4 months and Zero solutions. I am afraid, they want the 1-year warranty to expire and clean their hands. Also, I just received a notice regarding the fact that Ryan Homes won't take care of removing the dead trees.

    We were told "that is the reason why you have a home insurance in case the trees destroy house." What about if the trees fault and kill us?

    An abysmal company of liars and lazy cheats. This was my partner's and my first home, and it was brand new construction. With my inexperience and naivety, I didn't see the cracks before. It was too late. At one point early on they even tore up a portion of the carpeting upstairs and put it back together with a massive seam in the middle. We accepted so much, including the garbage paint on all the walls, chips and stains at the lightest touch, the uneven molding and poorly mounted hinges. Plumbing and piping that is poorly mounted and uneven, as though nothing were measured when it was cut. Our first home is a joke thanks to Ryan Homes. If it wasn't brand new, it wouldn't be worth the dirt we're still cleaning out of this place from when the construction finished. These aren't builders, they're glorified kindergartners with Lincoln logs and it shows. You get what you pay for with this company. And what you get is garbage. BEWARE.

    Don’t do Ryan Homes. I’m so disappointed and even more so it’s been so hard to even find a place to leave a review… We’ve been in our new build just over a year. Prior to a year we noticed that the driveway started degrading, along with most of the neighborhoods. During this I was pregnant with twins and ended up hospitalized for a total of 2 months. Because of this we missed our “1 year deadline” that they guarantee concrete.

    When I contacted them hoping they would help all they said was we were too late, we should have sealed our driveway (which we paid $500 to have done), and they had the audacity to recommended the concrete company who originally did our driveway. Clearly that company is incompetent since all our driveways were degrading. Our neighbors were able to get theirs fixed under warranty but because of a technicality we aren’t, even though it was clearly faulty craftsmanship. We are so disappointed in how Ryan handled this. We have been able to overlook small things and recommend them but not anymore. Don’t do it.

    I recently built with Ryan Homes, my experience with the builder was amazing all the way from the Sales Rep to our building contrator Kev. However NVR LLC is horrible. The lack of communication and the lack of understanding. They will ask for documents that they already received. In the beginning of the process we were told a certain amount and at the end of the process we were required to bring a more larger amount to the table to cross. After going back and forth we started the process in Sept of 2024 and ended on closing date June of 2025. I love my new home and I love Ryan Homes but please AVOID working with NVR mortgage. They will stress you out to your core.

    We filed a warranty claim on our front door a few months back. When the painters came to paint the door, they used a sprayer. When they were cleaning their line and the bucket there was obviously overspray which created rings in our driveway that show up every time it rains. Israel, the warranty manager came out and was extremely rude. You would think that this would be a simple request considering it was their painters who created this paint overspray in my driveway. I reached out to Customer Service numerous times and cannot get anywhere. Speaking with several of my neighbors they told me they had the same experience. If I had to do it all over again, I would never purchase a Ryan Homes home.

    Beware. I purchased a home 16 months ago from Ryan Homes. Currently cannot pass home inspection from 2 inspectors and they refuse to fix the issue. Two HVAC companies confirmed an issue. HVAC company handling the warranty refused to even inspect the issue. My home is currently under builder warranty. If you buy good luck. HVAC company Breeden does poor work and refuses to fix mistakes!

Shortly after moving in, I noticed the faucet was loose and unstable. It became clear that a critical part had been missing from the initial installation — something that should have been caught during quality checks or covered under warranty.

    Unfortunately, I only discovered the missing part after the warranty period had expired. Even though this was clearly a builder oversight, Ryan Homes refused to cover the repair.     Hello, I’m not interested in any of your current listings, but I feel it’s important to share my deep dissatisfaction with the quality of construction in the home I purchased. As a first-time homebuyer, I moved into my house in April 2023, and since then, it’s been one issue after another. In less than a year, the boiler exploded, which caused significant water pressure issues and faucet leaks. The floors have started to lift, the carpet is deteriorating due to poor-quality materials, the roof has started leaking, and every toilet in the home has had problems. I’ve already had to replace both the boiler and the central air adapter, and now I’m facing repairs to the ceiling and kitchen flooring. This entire experience has been extremely disappointing. My home, built in 2020, should not be having such major issues so soon after purchase. Because of this, I would never recommend this builder to anyone not to my clients, friends, or family members.

    This builder is the worse in the industry. We found so many things wrong with our house. We have condensation in our bathroom vent and claimed to have fixed the problem.     Ryan Homes is quick with building homes but terrible with quality. I purchased a brand new home from late 2023 so it’s been a little over 1-1/2 years. In that short time the air conditioning unit stopped working. Turns out the builder installed an incorrect amp fuse. The hot water heater stopped working. Turns out someone left a grocery bag in the unit. (True story).

    My front porch started crack. They patched the porch but it was two toned. I complained until they painted the porch but the paint is peeling so I’ll have to fix that eventually. More recently, there’s a crack forming in the ceiling. I phoned the horrible warranty office and was told it’s my responsibility to fix because I’m over the year mark. Other neighbors are having plumbing and dry wall issues shortly after their warranty expires also. I am aware that houses settle and minor issues are expected. However, I don’t expect to pay for certain repairs in a brand new house that are mainly due to a lack of the quality in the building process and not poor maintenance on my part.

    I am not one who bought a brand spanking new Ryan home. When I bought my house it was 10 years old and this house has been nothing but a plywood money pit. We have had three solid years of problems and each time someone comes out they find something else where they ask “how did they do this, this isn’t up to code!” The ductwork is awful. None of it at all, in a high humidity area, was insulated. For some duct they used non-insulated flex tube, some galvanized steel ducts, and one vent has appliance duct going to it. We’ve had several electricians out to try and figure out the cluster that is going on and each and everyone of them said they cannot understand how the house passed code.

    When we had ducts removed and replaced it looked like a psychopath had hammered boards together. Underneath our stairs there were 65 nails to nowhere. If you weren’t careful, you could have nails in your head when working in that space. You expect that homes age but it’s turning into at least $10,000 in repairs each year. Buy something sturdy and this is not it!

    We purchased our home in September, 2023. Because these are basically cookie cutter homes, the Sales Rep was inflexible regarding some basic additions we asked to be added such as a ceiling fan on the outdoor patio. The home itself, so far, is fine. We believe that is because we were one of the first homes built. This allowed the Project Manager time to focus on the four homes being built vs. the over 100 homes in the community. The main issue is the back view. We paid $5,000 additional for what was supposed to be a "premium" lot. We were promised a tree view of 30-feet deep. After 9-months of living in our home and enjoying the fall foliage, most of the trees were chopped down making room for new development. Our new view is of a mobile home sales lot. $5K for this?

    Additionally, when we viewed the lot in person, the ground was flat. At the final walk through, half of the backyard is graded on a severe slope. This is unusable space. However, we paid $1,500 to have 10 small trees planted to block the view of the mobile homes. In 2 more years, the trees should grow tall enough to disguise the mobile homes and whatever else is being built down the hill. Sadly, Ryan homes completely ignored my many emails to them requesting a refund of the $5K premium that was paid to them. Not even a no, get lost response, simply crickets. Very insulting to say the least.

    Please be sure to point out every little thing during your first year for warranty. The city did a some test due to CO concerns. Our powder room filled with the smoke they pumped through the sewer. They will not fix the issue as it is over a year but we wouldn’t have known there was an issue until this test was run. We had a sewer small from time to time but as they are building more units we thought it was from them tapping into the line for the new units to connect them. I am very disappointed with Ryan Homes. I am now responsible for their faulty work.

    I would like to express my significant disappointment regarding several unresolved issues with my Ryan home in the Davis Creek community in Harrisburg, NC, purchased in 2023. While I was initially very excited about my new home, particularly due to the advertised small community and included lawn maintenance, the ongoing problems have been a cause for concern.

    My primary concern revolves around the lawn maintenance, which has been unsatisfactory since day one. The initial promise included comprehensive services such as mowing, edging, fertilizing, weed control, and semi-annual pine needle replacement. Despite a substantial increase of $15,000 per year in landscaping fees for a neighborhood only two years old, the service has significantly declined to only twice-monthly mowing, with no weed control, fertilizing, or pine needle replacement. This directly contradicts the "worry-free lawn maintenance" that Ryan Homes advertised and promised.

    Furthermore, the homeowners' association, CAMS, has been consistently unresponsive to violations and property concerns, a sentiment echoed by the current neighborhood board of directors. The sidewalks throughout the neighborhood are extensively cracked, and dead trees remain unreplaced, despite assurances from CAMS that these issues would be addressed before the neighborhood was turned over by Ryan Homes.     We have been in our Ryan home for 2 years now. Overall a positive experience. The contractors used are inconsistent at best. Our landscaping is basically Bermuda sod laid on top of gravel, a lot of gravel. You cannot put a tent stake in the ground without a very large hammer. Grading of yard is also suspect as our drainage is horrible. As for the house, all issues have been addressed in a timely manner. We hired an expert inspector and all he could find was 3 nail pops. We do have an HVAC challenge as the vents were placed in bad spots during the build. LVP flooring has had to be replaced due to defect and microwave broke immediately and was also taken care of. The reason for the 3 stars is primarily due to customer service. If you need help outside of the normal warranty items good luck….

    I was excited to begin my purchase with Ryan Homes after being told I was pre approved…. Later on I was eventually told I was not approved and to continue paying my deposit fee of course that’s what I did. The sales rep kept informing me she can get me an approval for the loan and to continue paying my money so I listened. The lender told me to go ahead and pay the deposit just for them to deny the loan approval again. Mariah ** informed me I would get my money back if I was unable to secure financing. She informed me again my money would be processed and refunded in a few business days and here we are in July and I have not received my 12,600.00 back!!!

    Be cautious when considering my to buy with them. They are aiming to get rich off of the lower middle class money!!!! I do not recommend anyone to buy with them if so make sure you have someone in your side because Ryan homes will get over! The customer service is horrible and the supervisor Lisa does not return calls and is very rude. Seaford de Mearfield location. I wish I could rate them 0 stars.

    My experience with Ryan Homes in the Wellsprings community in Chester, VA has been nothing short of a complete disappointment, bordering on a nightmare. If I could give zero stars, I would. From the very beginning, the issues started with my sales representative, Maddie. I honestly think that she is either married to someone high up in the company or a member of the Ryan family, because no matter how much I complain about her incompetence to her manager Sean L. nothing has been done to correct her lack of accountability or professionalism. She should not be the face of any company's sales efforts. He is clearing covering up for her making this entire experience for me far more frustrating than necessary.

    The most egregious issue, however, is Ryan Homes' deceptive customer service practices. Initially, they treated me with a decent level of respect, but that all changed the moment they received my full earnest money deposit. Once they had my money, all niceties and pretense of customer care disappeared, replaced by indifference and a complete lack of accountability.

    Let’s talk about the build quality of my home. Maybe my expectations and standard are too high, I think their builders are horrible to say the least. I was forced to hire my own independent inspector to meticulously go over their work because there were numerous mistakes made during construction that I feel in my heart of hearts that I my inspector would not have caught none of them would have been corrected. It is clear that quality control is not a priority for Ryan Homes, and they rely on homeowners to catch their glaring errors. I find this unacceptable for such a significant investment.

    To add insult to injury, Ryan Homes outright lied about the final appearance of the house. What saw on the brochure during the model selection process bores little resemblance to the finished product. This is a warning to anyone considering purchasing/building a house by Ryan Homes: Get everything they tell you in writing. Do not trust a single word they say, as they will deny it later or tell you that you should have read the “Fine Print”. I deeply regret not doing my due diligence and thoroughly reading reviews before signing on to purchase a Ryan Homes. This has been a costly and incredibly stressful lesson for me and I would not want anyone to go through what I’ve experienced. Save yourself the headache and look elsewhere for your next home. Ryan Homes in Wellsprings, and likely across the board, is a company that prioritizes profit over quality, integrity, and customer satisfaction.

    I am writing to express my concerns, not with the sales team—who provided us with an excellent experience, particularly agents like Christian—but with the construction team. (Wish I can give zero star) We purchased our home through Ryan Homes' early VIP launch program when the community was just initiated, and no units had yet been built. At that time, we were informed that the entire community would follow a single plan, ensuring uniform elevation across all units.

    However, after closing and moving into our unit, we observed that subsequent homes were constructed with significantly longer and wider driveways. When escalated to Ryan Homes management to address this inconsistency, we were told that no corrective action could be taken because we purchased during the launch phase, and our home’s property value had since appreciated thus home owner need to take care of fixing the driveway beyond this point.

    We find this response unsatisfactory. The value of our home should not negate the design inconsistency, especially considering the risk we undertook purchasing early. The core of my concern is not related to financial gains but rather to a design inconsistency. Specifically, the issue pertains to our unit being the only one with a smaller driveway, creating a noticeable irregularity when compared to the rest of the community.

    This is not perceived as an upgrade or a neutral change; rather, it stands out as a design flaw affecting both the aesthetics and potentially the functionality of our property. Additionally, we are disappointed with how this issue has been handled, as it seems our concerns have not been fully acknowledged or addressed with the seriousness they deserve.

    I closed in May 2022 and a concrete driveway was put in by Ryan Homes in June 2022. The driveway is falling apart and it’s starting to look like gravel. Ryan said that I probably used too much ice melt and that the last winter was rough. I live in NE Ohio and the temperature always fluctuates and we always have below 0 degree days. Now I have to spend thousands to get it repaired. I bought this home as a retirement home. I figured that a new home, I wouldn’t have to put that much money into it. I was wrong!

    I had my Ryan Home built in April 2023. These past 2 years have been the worse experience I’ve ever had with a builder. I’ve had to replace my washer/dryer, stove/dishwasher and flooring. Now I’ve discovered water leaking in my garage, coming out of the air handler because it was never set up correctly in the beginning. Now they are telling me the actual floor is uneven. It’s cement, how I supposed to level up a cement floor??? So now for $2000 I am having to fix it! Never again! I may even take this company to court!!!

    We were warned about Ryan…PLEASE PLEASE PLEASE HIRE an inspector!! YES, it’s new home construction but do not trust them. Most importantly, the very first thing our inspector told us is that the piping for our plumbing was not properly put in. So they had to fix that before continuing the build. Secondly, the roof was not installed correctly, we closed in Dec and by April our wood was wet. They have had to return to try to correct it. A NIGHTMARE!! Also, DO NOT CLOSE until all things are completed and satisfactory to the inspector and your approval.

    The Second Gentleman who spoke to us before we closed fixed a few things but also gave us his word that everything would be taken care of. HE is in charge of making you close. That’s it!! His word was noting. We are now at project manager NUMBER 5 and have tickets to fix things. They will fix ONE thing at a time and come and go and leave a mess or break something else along the way. The reviews posted on the BERKELEY subdivision site are fake, as a new homeowner there you cannot post REAL reviews.

    I wanted to wait after living in my Ryan Home (Sadler **) Jacksonville Florida for a little while before giving a HONEST review. This may have been a huge mistake me purchasing a house with Ryan Homes!!! I’ve been living in my house for one week. And I have ants all over my home like they didn’t seal off the walls going from the outside coming into the inside of the home. Secondly, when my house was built there was no internet connections placed on the outside of the home for Xfinity to connect internet. When Xfinity came out this past Saturday the technician said to me and I code” when this house was built they should’ve built connections on the outside of your home for internet companies to install internet, but there’s nothing there!

    Lastly, every night after I take a shower about an hour later, the shower just starts to drip for no reason at all. I hear a sound like a motor come on and then just shower just starts to drip all by itself! I’m pretty sure that all these bad reviews are TRUE after living in my Ryan Home after just one week with all these problems. I REGRET THIS PURCHASE ALREADY!

    Our experience so far with Canterbrook Farms and Regina ** has but nothing more than wonderful. From the first time we met her we knew we had the right Salesperson. She helped us pick out the perfect lot. She has assured us she will be with us every step of the way in the building process. We have also met the project manager Jay who has also been very helpful when answering our questions. We are excited for our Palladio home to be started. It has everything we want and more.

    Horrible people. Very nice at first. Then after the down payment clears. Get ready for the most stressful time of your life. Worse than a divorce or funeral. Ryan Homes tortured my family when temp dropped to 23 degrees below zero for three days over a weekend. With no heater and an autistic 15-year-old in the house. It was too cold to answer the phone. The football game was on. We don't work on weekends. Greg from warranty department is a terrible individual. He scolded me for wanting help and leaving me with no emergency contact numbers.

    Feb 28, 2024 I closed on my home and my driveway was in great condition. Ryan Homes removed the driveway block so we could move into our new home. We were the first person to move into the Ryan Homes Villas and none of the neighbors had moved in yet and still had their Ryan home driveway block in place. My wife and I went to get our housing items in Raleigh, NC for our move. On Mar 2, 2024 we came back and our driveway had commercial tire tracks all over it and lower half was cracked all the way across. We were the only owners in the villas at that time. I contacted Ryan Homes warranty department and let him know the issue we had.

    We decided to waited until most of the construction of other homes around me was completed as the contractors kept using my driveway to turn around on. Around 10 months later, I put in the request to Ryan home warranty department and was told by the manager that they would not fix my driveway. It had to be over a 1/4 inch crack. But in the warranty, it listed cracks from settling or owner cracking driveway. In my case, Ryan home contractors crack my driveway completely across. If they broke it, they should repair it.

    Cookie cutter homes that are built in 4-5 months. Ryan Homes is a public company. They are worried about their investors' return and satisfaction not the home owners. Mike ** VP of Chicagoland operations told me in a text after multiple legit complaints "You can call our main office but they will send you to me as I am the corporate officer for Chicago. You can call our main office but they will send you to me as I am the corporate officer for Chicago." His exact text. I am left with thousands in repairs. The warranty department basically is nonexistent.

    Their vendors and contractors are mostly non professional and illegals with zero skills. The vendors are all the lowest bids with inferior materials. Try to avoid this builder at all costs if possible. You get what you pay for. Ryan Homes doesn't care about people who have disabled children. Please don't make the same mistake I did. It's all about their profits. They even own NVR the mortgage company. They sell your mortgage off in one month after closing. A smooth operation of maximizing profits for their shareholders. 5 stars. Not the customers. 1.8 star satisfaction. Legalized crime operation. Through corporate greed.

    We bought this house and when we received it back in November, the paint color is completely different than what it was on the model house and we asked the sales person if we will be getting the same color or not and Joe said it will be copy and paste from model house plus it’s very bad material if anything touches the walls, the paint will come out. I am not sure what cheap materials were used. When we contacted the customer service, their manager Matt said that the Model houses are made differently which I don’t understand. You are showing me something and confirming that the same thing will be delivered to us which is it never happened. Please refer to screenshot to compare between what we have promised to get and what was delivered to us.

    In Oct 2022, we purchased a home on a PREMIUM lot and paid the HEFTY additional premium lot price in order to have the privacy and a view of the fountain in the pond behind our home. We were told (along with numerous other homeowners on the pond) that the cord for the fountain that was installed initially was too short due to the post-COVID supply chain issues. Ryan said the cord would be extended to the middle of the pond as soon as they received the replacement. Then, they refused to replace it. In fact, where they have placed the fountain not only provides NO VIEW of the fountain but sprays some homeowners with rancid goose poop water and homeowners cannot even sit out on their back patios and enjoy the view.

    In addition, they misrepresented so much about the quality of their homes. Read your contracts carefully and have everything put in writing. More than 20 of us who initially had pulled out of our contracts due to verbal misrepresentations are paying for it now. They are quite blatantly liars and con artists. GO WITH SCHELL!

    Purchased a brand new home built by Ryan Homes in August of 2024. Since then, many of our tiles throughout the house have cracked in half. The concrete slab in the garage also cracked in half, even though Ryan Homes already repaired this crack. I'm afraid the house is cracking in half.

    We recently retired to Murrells Inlet from Virginia and purchased a townhome at Course Creek Villas. Our experience from the initial sales visit to final closing in November of 2024 was excellent. In particular, sales representative "TJ" and support staff were attentive to our needs throughout the process and exceeded our expectations. We have had new construction homes over the years and can speak to the quality of the materials used by Ryan Homes. Furthermore, the 'added value" of a very comprehensive walk-through with the site construction manager a few days prior to closing ensured any last minute items were satisfactorily remediated prior to our closing date. Finally, our positive experience prompted us to recommend Course Creek to a close relative, who will close on their townhome in September.

    We came down from NH to look around and see what was the best place to build a home. A broker from here drove us to Central Park and we really liked the Vilas! We purchased and started building in January, 2024. The house was supposed be finished in June, 22 2024. Everything was going okay but at worried us having them finished 1 month earlier. I came on May, 16 2024 for an inspection before closing and I found a bunch of items that needed attention. They didn't even clean the house! (Very disappointed.) The guys who was dealing with me was Zack and Mike **. I left after inspection back to the keys were we was living waiting for the home!.

    I called Zack and tested him to make sure everything was going to be completed, ahead, he replied yes! On May, 22 2024 we left the keys and went straight to the Ryan Homes office to do the closing. We then met Robert ** a really nice, friendly and very polite. We did the closing. When I arrived at my house we was upset because besides the bathroom mirror they didn't do anything. During the construction we wanted to install our own faucets, we did asked a few times and Zack said that was nothing he could do! As we moved in a couple months later I find out that Zack had installed different faucets inside the bathrooms and kitchen. I don't really appreciate him lying to us! After that I never spoke with him again! The warranty department needs to get with the program!

    I visited Ryan Homes in search of a house for myself and my two kids. After exploring my options, I found the perfect townhouse— a three-bedroom, two-bathroom home. Excited for our next chapter, I put down a $13,000 deposit and moved forward with the process. However, life took an unexpected turn. My fiancé and I had to move up our wedding due to unforeseen circumstances, and our family size suddenly grew from three to eight. This meant that the townhouse we had planned to live in for a year or two before renting out would no longer be suitable. Additionally, financing would not go through since we now needed a much larger home.

    As soon as I realized this, I informed Ryan Homes that I could no longer proceed with the build. I apologized and explained the situation, but the agent’s demeanor changed immediately. Instead of understanding, they were dismissive and rude, telling me I would not get my deposit back and that it was my fault. The agent said the sales representative would call me the next day, but after three days with no response, I had to follow up.

    When I finally spoke with the sales rep, she was incredibly rude. I reiterated my situation and acknowledged that if an appraisal had already been done, I understood they might need to keep that fee. She confirmed that no appraisal had taken place, yet still insisted I wouldn’t get my deposit back. When I asked why I was being penalized so harshly for an unexpected life event, she reluctantly said she would check with upper management. Eventually, they agreed to return only half of my deposit, with the rep condescendingly telling me I was “lucky” to even get that. I was shocked by their lack of empathy and professionalism.

    If you’re considering building with Ryan Homes, I strongly advise against it. This experience, which took place in mid-2024 in the Myrtle Beach area, has left a terrible impression. I was simply asking for my full deposit back due to circumstances beyond my control, but instead, I was met with hostility and poor customer service.

    We purchased a villa on a lot that the salesman suggested. Of course he did not tell us that we would incur a problem with possible flooding in our back yard. The slope that they ended up grading our back yard has the rain water from the house behind up adding to the rain water we receive normally. It has made our yard so where the water goes over our tops of shoes and during the hurricane the water came onto our back lanai almost into our house. If we didn't put sand bags and a tarp to block the slider we would of had water in the house. We have contacted Ryan representative numerous times since we moved in with emails & photos. They keep telling us that they are working on a solution. No updates for a while. It will soon be the raining season.

    My husband and I were treated extremely poorly and unprofessionally. We were asked for the same documentation by the same person over and over. We went to the table, from the start, extremely prepared. Each time we were asked for info, it was provided immediately. Yet, the same individual was not only incompetent but employed others to get involved, who were also disingenuous, incompetent and overbearing. I was asked questions about where we vacation and there was one obstacle after another. This was all after our loan officer assured us she'd gotten those with lower credit scores and more debt, into a home. This has been a disastrous, deplorable, detestable experience and I despise we'd ever considered them an option as our lender.

    We signed the contract to have a new home built in Florida back in 2023 and moved into our new home (from Pennsylvania) in January 2024. It's probably best to break this up a bit, so here are some things we dealt with along the way.

    1 - Sales team was good. I don't think we got the entire story regarding the CDD. Our salesperson explained the bond repayment, but not the CDD maintenance (kind of a big deal).

    2 - The finance guy was great, although the guy doing the mortgage processing was beyond horrible and made the process overly difficult. We got a nice chunk of change towards settlement if we used their financing; the aggravation wasn't worth it.

    3. The project manager for the build was good. He sent pics weekly and answered my questions and concerns. Since we were living in Pennsylvania and couldn't be here for the build, he worked with a local family member for pre-drywall inspections and other issues.

    4 - Things we asked for, but were turned down:
    - A fence: It would have made life so much easier if we could have picked out an approved fence and just had it done as part of the build (instead of moving from PA and walking our dogs for months until the HOA approval and the fencing contractor were all set).
    - Flowers and trees: I asked to either select what I wanted, and even gave the option to not plant anything at all (just mulch and I would take care of the planting). My intention was to not have to rip out the stuff that they planted which is what ended up happening. Fortunately, I found someone who was able to re-home some of the plants, shrubs and trees that were replaced.
    - Gutters: There were no gutters, so the rain just rolls down in every direction. Many of my neighbors have since invested in gutters, but I feel like it should have been part of the build. In my opinion, this was just a way for Ryan Homes to cut corners.

    - Kitchen drawer and cabinet handles: There were none. Again, I believe this is Ryan Homes cutting corners. My niece purchased a home from Lannar (a couple of miles from us), and their home came with drawer and cabinet handles. It's silly that I should have to complain about this. Heck, just give the option to purchase the hardware and have it included in the build.

    We had a couple of nail pops and some cosmetic things that needed to be attended to. In the first year, there were a total of four tiles that had cracked from settlement which Ryan Homes replaced. We have no settlement cracks over the doors or windows, and no cracking on the outside, except for the smallest crack at one of the windows. We did have to put a number of service calls in for plumbing and electrical issues, but these were due to mistakes by the builder. Despite any issues that I covered in this review, we love our home. I would recommend them but like any other major purchase, I suggest the Trust, but Verify approach.

    I just had the worst experience with Ryan Homes/NVR Mortgage. I went under contract in November 24 never heard a peep from the loan officer until late December 24. They started building my house and here I am thinking that Everything was a go but finding out in January 1 month before closing that I needed to get my score up. So I paid down over $3000.00 worth of debt just to be told that there was nothing that they could do. Thank God that I shopped around for other lender.

    Horrid workmanship. The entire community kept flooding. They reheated and purposely left our area to flood. Fire safety exits screwed shut, concrete chipped and broken long before it should have,, sidewalks uneven, pools are never opened which we pay for in HOA. Last year it was closed more than open.

    Buying a Ryan home was the biggest mistake ever. I moved in 4/30/24. I’m now trying to find a lawyer. I have been without heat for some time now. Ever since I moved in I have had so many things happen. No communication. Right now it’s currently snowing outside and no one has contact me after I’ve put in about 10 work orders. No one comes out when there is an emergency. I have kids who are cold. I'm disgusted and I’m just so hurt by the way I’ve been treated. Everyone was nice at first… at least to get your money. DO NOT EVER PURCHASE A HOME FROM THESE PEOPLE!!!!

    Can't even give them a star! Since I moved into my home in 2020 I've had nothing but problems with my heating and air conditioning! The company who did the installation didn't realize the second air return in my second story was sheetrocked over, this is also the fault of the PM, so I got major attitude when I called the company to come fix it! Because of this mistake made by the contractor being sloppy along with the PM the unit was damaged, and it killed the life on it! I have spent several thousand dollars having the unit rebuilt, oh they forgot install a few things as well, and have had ongoing issues! Ryan does poor quality building and should be ashamed.

    This house is not built near as good as our Dr. Horton home. The quality that you get is ridiculously horrible. They built everything with poor quality materials and skimp on final touches. The end result is drywall cracks everywhere, uneven floors, chipped tiles, broken appliances, thin walls, warped doors, scratches on the tub, paint on the door handles, landscaping that looks like a 2 year old did it. Just heartbreaking and sickening. I hope they get a major lawsuit against them.

    I am the dissatisfied parent of two daughters who purchased a Ryan home in October. I told three different project managers before they broke ground and throughout the whole building process (David, C.J, and Skylar) about the water drainage issue. My daughters have tried reaching out to several people to no avail. I feel like they are dismissing them because they are young girls. I want to talk to the boss! Also my daughter made a review and they changed her location from Gallatin, TN to Chattanooga!

    My daughters purchased a home in Gallatin, TN in October. They have had issues with the doors not being properly sealed, shower was not properly sealed, and their backyard has and still holds water. Someone came to look at it and said nothing was wrong. However, the yard continues to hold water. It is not normal for the grass to consistently hold water unless there is some type of drainage issue. I like their new home but not that these problems were not fixed right from the beginning. My daughters were told that they weren't going to resolve the yard issue. They have only been there a few months and the house is still under warranty. We shouldn't have to seek an outside party to get the yard issue resolved. I hope that they are not trying to take advantage of my daughters because they're young responsible ladies.

    I bought a home in Dominion Bridge. Ryan wanted to put the houses up fast as the area was booming with new construction when I bought. They and their subcontractors hire a lot of young guys (like ones that look like they just got out of high school). It took 7 or 8 calls to get the HVAC working properly on the three levels. The Ryan project manager told me "I went in your house one day and found a HVAC guy sitting on the floor in the basement in the corner, reading the manual. He looked confused."

    Painting quality: I found alot of defects during walk thru. Ryan response: We do paint quality level 7. What is that? If you stand in the middle of the room and look at the walls, we expect to fix 70% of the defects. Living room floor wasn't level. Absurd! The punch list I put together of fixes needed after 90 days of living there was four pages long. And even the subcontractors admit they keep having to send people out repeatedly to fix things because "we can't find good experienced help".

    We have moved into our new home and less than two months we have been mailed two possible HOA violations. One was for our trash can being in view. When we worked with our sales representatives we paid for extra concrete to go on the side of our house to put our trash can on. We were advised by her that this was a great idea. Second we were told a portable basketball goal should not be a problem at all. So I bought my 15 year old a brand new one that stays behind my wife’s suv and all you can see is the top of the goal. Now I’m being told by the HOA that it has to be an in ground basketball goal. The driveway is not wide enough to use an in ground goal adequately.

    I’ve paid out over $1500 for the goal and concrete for the trash can, and now the HOA says it was for nothing. The HOA tells me that no responsibility lies with the sales person that we talked to multiple times about these very things being making our purchase. Make sure you do all the fact finding yourself because apparently Ryan Homes will just tell you what you want to hear then take your $450k and whatever they informed you of (wrong or left out) IT WILL BE ON YOU.

    Ryan Homes in Akron Ohio (Townhouse) Merriman Valley, not the best. I can hear my neighbor TV and Music and I can hear them walking up the steps. They use cheap paint. I can see nails and the walls cracking, not even 6 months in. Worst Decision ever. I left from luxury apartment that was just recent build no problem with them, was there for two years no crack and no issue.

    Fourteen homeowners at the Spring Run site complained to warranty staff about horrible lawns. The lawns are filled with rocks and weeds. No topsoil was used. Bad looking lawns lower the value of a house. The response from Ryan Homes... was to do nothing about the obvious problems. Consider this before buying.

    We began having issues with Ryan Homes and NVR pretty early on in the building process. From lack of communication, failure to respond, lying and failure to meet our requests after requesting several times. We ended up having to to 3 final walk-throughs because they didn’t fix what we asked them to which led to a delay in us moving in. I’ve already given Ryan homes a full report, but my main issue now is that our yard is always flooded. Even when it hasn’t rained for weeks, we have to wear boots to take our dogs out or our shoes will be soaked. We’ve been in our house for 2 months and have complained to Ryan homes; they tell us that everything is draining properly. I’m a hairstylist and I’ve asked around and I have been encouraged to call codes or to sue. I am hoping that this review will make Ryan homes step up before I have to look into next steps…

    The homes are either very poorly constructed or the person that did my one year dry wall warranty did not know what he was doing. I understand new homes need to ‘settle’, so I was patient. Before my one year dry wall warranty expired, I called customer service to have some one come out & fix the cracks that were along the baseboard on the staircase & the edges of the kitchen & bathroom countertops. They caulked the areas & 3 months later they’ve reappeared. Now Ryan Homes wants me to pay a handyman to come out and fix it after I’ve already paid over a half million dollars for a ‘new’ townhome. The customer service was good up until this. For the amount of money they ask for these places, I would expect more.

    After fixing the low spot in back side and regrading, notice you pulled the dirt from front part of the land!!. Didn't not bring topsoil strip my land. Now the front is low, I Guess that the cheap way or Ryan way, Hell with the customer, we have the money now. I fix the oven and now it go back to the Wall, Ryan would NOT fix. Out of square and not level. Missing light. All light was here when you started.

    Consumers or buyers will not have a chance to view phases during the construction process as other builders. We bought a home from Ryan Homes is a big mistake! I submitted about 10 times warranty request for items constructed or installed in our home. Our home was completed in August 2024 and the Ryan Homes contractors started building the home in May 2024. If you built/bought a home from the Ryan Homes, you should check the workmanship on all items in/outside your home during the first two years after you signed the closing. In cases you discovered the flaws, you can submit for warranty works.

    I had been dealing with Ryan Homes for several months and I was getting a ton of red flags like no communication and 2 key players left so like I was lost and not a good feeling. So finally we are making progress and I’m told 3 different amounts for cash for closing and they were thousands of dollars different so again another ref flag. The closing was last month September and legally yes legally I’m supposed to have my closing or settlement statement 72 hours before closing and I wasn’t provided that and still had no clue how much money I needed to close so I didn’t show and pulled out of the deal. I would give some advice. They ask for $10k upfront and I gave only $5k that of course I lost however it wasn’t meant to be. So I would not recommend them as I will never consider Ryan Hones ever. So beware - look somewhere else and looks like owners are having issues so thank God it didn’t work out. Blessing in disguise.

    This was my first new home purchase. For the most part everything went smoothly at the start of the process. Communication from all entities was good and had seemed like we were all on the same page. At the initial meeting, which was around April 2024 I informed all parties that I would have to be out of my apartment by 30 September 2024. The project manager stated that the house probably would be ready by August 2024. Was fine with that. As we move closer to September, the project manager informed me that Sept 8, would be the closing date. During the month September, we have had two hurricanes forecasted for the Jacksonville area and the city was behind on inspections due to closure of city offices.

    As we get closer to Sept 8, date was notified again by the project manager that the new date will be the Sept 23rd which again was a good date., it would give me a week to move. As we get closer to the Sept 23rd date project manager informed me that the new closing date would be Oct 8th. At this time, I was furious but tried to understand that things happen. Also, I had to continually change date with the moving company as well as scheduling time off from work. Now because of the Oct 8th date, I had to apply for a lease extension. So, I would only have to move once. They took a couple of days to respond and finally got the approval to stay until the Oct 8 on the same day I got the approval from the apartment complex which was on Sept 20th.

    I received a text from the closing office that your new closing date is the 26th of September. At that time, I told the manager of my complex that I would no longer need the extension after receiving the new closing date. Now it's time for the pre closure walk thru. The house to my opinion wasn't ready. Some of the electrical work was still being worked on so all light switches weren't working, some issues that had marked with blue tape hadn't been addressed, the floors were still gritty and dusty from the tile installation. Overall, the house was not ready. Project manager informed me that the cleaning crew would be coming thru to clean and all found issues would be corrected by Sept 26 which was closing.

    As we were preparing to leave the property the project manager informed me that it's a possibility closure won't be on the Sept 26 due to some inspection that the city needed to do. So, the morning of Sept 26 I received a text from the project manager that closing would not be today. and have no exact date. So, then I reached out to my apartment complex to see if that option to stay until Oct 8, they couldn't accommodate me. Now I have to move all my household goods into storage that weekend because my lease ends Sept.30.

    So, I spent all weekend moving items into storage which was another cost as well as paying movers to move my large items into storage, Sept 30, I received a text from the closing office that you will be closing today which was at 5pm. Thought it was strange that at closing the only people who were in attendance was the title closing officer, my realtor and myself. I wanted to address the issues that happened. Again, I have to schedule movers again to move my household goods from storage to my home. Which is another cost. I requested reimbursement for the second move and for storage due to move in dates. Have not heard from them as of yet. Post move in issues.

    1. A/C unit thermostats are reversed. Upstairs thermostat controls downstairs/Downstairs controls upstairs.
    2. Dishwasher did not work, Installed with a broken door latch.
    3. Floors were not cleaned. Still had tile grout and footprints from those who installed the tile.
    4. Washer water inlet hoses installed backwards.
    5. Dryer vent not connected.
    6. Light switch in Master bedroom does not work.

    7. Internet cable wall had damaged drywall.

    The project manager SHOULD ensure that all the installers are installing correctly making sure that everything works properly. In my opinion our project manager has too many projects and can't keep up with the pace of building and the salesperson should ensure that the project manager does his job. Seems like once you sign your contracts everything is left up to the project manager to get things done. During all of the process no one reached out to say, "How is everything going?" Not good customer service. Overall, I'm satisfied with the house just that the closing experience was not good.

    Our driveway is disintegrating after not even a full year of living in our home. They claim “normal wear and tear”. We are very disappointed in the quality and lack of concern Taci had. Would not buy/build with again.

    We purchased a Ryan home 4 months ago in the Mayberry community. This is not our first new build in the area however, it’s the best experience we have had. Ryan (NVR) Homes has an amazing team of employees. Ryan Homes and their employees are very responsive, have a strong work ethics, and professional. I have nothing but good things to say about Jake and Austin. We were very fortunate to have had the opportunity to purchase a Ryan Home in this community.

    I live in Stone Water Village in Landing NJ and it’s been over a year and we still have no lighting in the front of our development entrance way. They need to wait until a bad accident happens. We continue to hear all kinds of excuses. The accountability to have lighting into the development should not be this difficult. This is a safety issue and concern. Where is the accountability of this builder and the management of this project? Please help!!

    The quality of the homes is poor. The service is poor. The NGR bank is rip off... They use the incentive Ryan homes give you to buy points - apr offered is the highest- so their own money becomes filtered... Recycle... Horrible. Never again I will give them my business.

    The house is been having a lot issues and every time you call about the issues they always come with the word unfortunately. I have the house for a year and three months and is already leaking water through the roof and damaged the living room. Also my neighbors have the same issues. And of course they don't want to take responsibility. And told me to make a insurance claim.

    My husband and I purchased a brand new home from the ground up, in Ocoee, Florida, 2019. We've had nothing but serious issues since moving in. The dining room windows leaks water, the cheap stucco was poorly applied on the exterior of the home. When it rained, it floods inside of the home. Bugs and frogs are finding their way in the home through the exterior cracked areas. The dining room walls had to be replaced due to the mold. Every time it rains, there's another problem found. Our experience over is disappointed. I could have stayed in my old home which was built in 1971. I had no issues there but wanted to change scenery.

    Ryan house was bought and from day one had plumbing issues, no hot water, and the materials used were of cheap and lower quality even though we paid a premium on the house in Pennsylvania. The warranty department takes way too long to reply or send help almost a week out. I won't recommend this builder or buy a house from them again.

    Ryan Homes is a terrible builder and they do not care how much money they will cost you due to their poor work and installation. Our home is 6 years old. Within the first year we had a ceiling leak, a frozen pipe because they didn't insulate it, and the start of HVAC issues. It also smelled like sewage for 3 months in our master bathroom which they told us was just a dead animal in the wall. They finally checked and realized they had punctured the sewer line and had to repair it.

    6 years in and our HVAC is completely rusted, sweats all the time, and can't keep up because it's too small for the home. Ryan Homes no longer sells our model without two units. Ours only has one. Because of the sweating we ended up with mold in the ceiling. Ryan Homes continues to say that the HVAC functions the way it should despite the fact that multiple 3rd party HVAC techs say otherwise and Ryan Homes themselves acknowledges that they no longer sell this model with one unit because they "learned from their mistakes." They won't take responsibility which has left us with mold remediation to do and a need for a new HVAC in a 6 year old home. Absolutely ridiculous. Everyone in our neighborhood had problems, and everyone with the Corsica model with only one unit has a burnt out HVAC system.

    You want to think twice before you get trap with this company. They are not what you think they are or what they told you that they do. Most of the material they use are fake and they show the state different material to get the building permit approve and they turn around and use fake and low cost materials. Just contact everyone in these community, you will understand why they are selling their houses and moving some places. Run and run for your life.

    The carpet is the cheapest possible. Started lifting up in several spots. Needed to be tacked down. Lots of drywall nail bumps. Needed to pay extra for overhead lights in the bedroom. The paint on the walls is flat. Can wipe any marks off without ruining the paint. Sewer smell in one of the bathroom sinks. Worst of all is the yard. Clay and rocks. Horrible! And the ground is sinking. Save money for another year or so and buy elsewhere!!

    Arranged a date to see the model home. Drove all the way to Delaware and stayed overnight at a nearby hotel. Nobody showed up. I called for somebody to be at the model home but they never called back. The original person cancelled and they would not send a substitute. No reimbursement for our time and money. They just told me to reschedule. They are the worst. Never happened before with any other company. Don't buy from them.

    This year I was not sure if I was going to buy a home, but when I went to Crescent Cove in Summerville and met Matt. He was kind and very knowledgeable about Ryan Homes. Matt made the process easy and comfortable. I was able to tour the property, look at a finished model and ultimately signing the necessary paperwork the same day to get started with my home building process. Fast forward a few months later and I am ready to move in my new home! My home is spacious, the neighborhood is nice and quiet and I can tell it was built with quality and care.

    After 3-4 months in my home the mortar on the foundation stonework cracked. It's been 10 years and the mortar on the entire back of the house is cracked. They give you a 10 month drywall repair. Mine was repaired a little over a year. A year after the repair the cracks in the ceiling drywall cracked again. I was told they don't finish the drywall correctly. Leaking windows. They don't caulk the tops. They used a local flooring company. About 3 years after I moved in I noticed the basement carpeting was loose. I had someone come out from the flooring company. I wasn't playing games and he actually said to me, "When you come to our store to pick out your flooring, a lot of people select upgrades in carpeting. That upgrade is really a very low quality carpet that you would use if you rented to people, but their customers are unaware and pay extra."

    In other words, Ryan Homes was having Rusmur Flooring lie to customers. This person told me Rusmur cut ties with Ryan Homes, but that doesn't help those of us who purchased from them. My carpeting was not stretched when installed because Ryan Homes gave them a certain time to get in and out . My furnace was not installed correctly and kept shutting off. Every item they put in a home is the lowest quality they can find. On my walk thru before closing the project manager Jeff ** had a ladder sitting in front of a small bathroom window blocking it. I had been in the house two days before that and noticed the window was installed lopsided in the wall. He didn't know I had seen it and was trying to hide it. When I pointed it out, he said he will have them look at it. I had to fight to get it fixed. A door in my dining room is not square.

    I'm a single female. This spring an earth worm got in. Everyone in this development has the same issues. They need a class action lawsuit. They are very deceptive. You look at their model homes, and they're pretty nice. You contract with them thinking your house will be the same. The model has roof overhangs. I think that's the correct word. Prevents water getting in. After we moved in our homes, we realized there are no overhangs. When questioned they said we don't need them.... yet the model has them. I hate Ryan Homes.

    We recently purchased a home in Terra Alta Towns in Delaware OH and we had really a worst experience with them. 1. The project manager walk through happened only a week before closing and we have given only a few days to look all the premises and report. 2. Once we got a key it everything went to their one year warranty and we have option to choose only once within a year and any damages happened outside construction can’t be covered, even minor cosmetic fixes.

    3. These townhomes are built with very narrow staircase and 90 degrees turn with no space. Any large appliances are won’t go in easily, I had to leave most of the furniture outside, return it because of the difficulties to bring inside. I had disassembled the refrigerator doors and then got in with few damages in the staircase wall and when they called the project manager she is not helpful and said Ryan home is not responsible for this and it’s owner's responsibility to fix, though it's just week away of purchase. 4. Their instructions on getting the utilities are also not good, we moved in for more than 3 weeks and still I am not received trash bins and it's pending on with them. If someone buying any of their TownHomes please aware of this and make a decision to go with them or not.

    1 year and 7 months in and Project Manager Tyler (**) still entertains our request for issues that we come across. For example, I submitted a requests for several imperfections. Some of the few....our front yard lamp was malfunctioned and two of our pine bushes in the rear that literally died. We complained on a Friday and by Wednesday, I took a break while working from home and as I peeped out the front window there were 2 landscapers who had already dugged up the dead trees and started to replace with new trees. Then the part was replaced on the front lamp in a timely manner.

    We often forget to give kudos when they are due. I appreciate Tyler's willingness to listen to our complaints and get speedy results. Ryan Home by far is not perfect, however, our Project Managers need to be highlighted as they know the right things to say to help us stay calm. Oh, even on his way home from work, Tyler never wavers. YEAH, Tyler!!! Thank YOU, THANK YOU, THANK YOU!!!

    Purchased a new build through Ryan Homes Dec 2019. Since being in the home we have had 3 major leaks that caused extensive damage to the interior, extensive damage to dining room wall where house was not fully wrapped or sealed properly, a structural wall partially collapse on the second floor pushing in the drywall to our toddler's room due to improperly nailed supports, and multiple electrical issues, not to mention damages to master bathroom countertop and poorly done drywall that was visible on initial walkthrough and they refused to replace or repair. We have been bleeding money into a 5 year home and Ryan homes refuses to address or acknowledge their poor craftsmanship. If given the opportunity to buy a Ryan Home…. run! You’ll end up bankrupt fixing a poorly crafted home that offers virtually no warranty or actual customer service care support.

    I was so excited to build a new home. Didn’t last long, floors ripped up 3 times due to leveling issues. Not to mention all the mistakes during the process. Forgot to install a part of the front water fall part of the roof until I sent a pic of what it should look like from another neighborhood they built in. Floors torn up 3 times due to leveling issues, moldings fell off my upgraded cabinets, replaced power outlets due to arcing in the garage. Then went to get solar and Tesla wouldn’t install them due to trusses with nails barely meeting the wood. Oh my god, I can go on. If you really want to build with them get a VERY good inspector and plan on not closing on time because they will find issues, lots of them. I’d never buy from them again. Listen to people that deal with them, horrible.

    They are horrible! We’ve been living in our townhome for 3 years and they just keep raising our HOA! Come to find out our dues have been going to the developer not the association. They build their homes horribly. We have cracks all in our walls & floors. NEVER AGAIN. I hope our home sells soon!

    Worst builder for customer service I have ever worked with. Their sales person sold us the wrong elevation, they got our stairs wrong, they lied to us about our patio, they did nothing to try to right something that they did wrong. The project man manager stopped responding to any of my texts, once they got our money they wipe their hands clean of us. Don’t buy from Ryan Homes. I suggest you buy from a different builder if you want someone who cares. Our closing was screwed up, they deeded us the wrong house plus had our address wrong twice. My husband went to three different closings and wasted about seven hours before we finally closed. When I asked the project manager for who her bosses and phone number that text went ignored. Her silence spoke volumes to me. I will tell everyone about my experience and hope that they will listen and go to a different builder. Worst experience I’ve ever had.

    Our neighborhood is located next to a vacant lot owned by Ryan Homes, which was left in poor condition after a severe storm. Recently, we noticed that a tree on the lot was on the verge of falling onto our property. We promptly notified Ryan Homes, located in Ohio, but our interaction with their attorney Ron was unpleasant. He spoke condescendingly to me, possibly due to his cultural beliefs that women should be submissive and only speak when spoken to. When I expressed my disagreement with his suggestion to move out if we didn't want the tree to fall on our home, he hung up on me. I called back to explain that his response was not appropriate, but he accused me of being rude and hung up on me repeatedly.

    In one instance, he even threatened to have me arrested if I called again. However, I informed him that I was recording our conversation, as Ohio allows one party to record a conversation if they are involved. Despite this, the tree remains on the verge of collapsing onto our house, and we were also warned against removing it ourselves as it would result in a lawsuit for trespassing on their property. It seems that Ryan Homes is not concerned about our safety, and I personally suspect that they use the money from home sales to support violent acts against the ** people. This is simply my opinion, and I do not have any evidence to support that Ryan Homes is involved in any genocidal acts.

    We have been in our new, Ryan house for 5 years. Issues were with driveway, replaced twice and is still flaking. Siding, Wavy and bucking in at least five places, it looks like it was installed by total amateurs. In our community of 500 homes, at least 10% have wavy siding. The gutters overflow because they are undersized. Our initial walk thru had 89 line items of things than needed to be fixed. We had three separate service supervisors, all they give you is lip service. Our outside AC didn't work, the control lines weren't even connected. If you want to live thru a nightmare, buy a Ryan Home. We are in Glen Burnie, Maryland

    I purchased a Ryan home in February of 2024. The home is 7 years old and appeared to be in great condition. The home was sold with a 1-year American Home Shield Warranty. Since the home came with a warranty, I opted not to have a pre purchase home inspection. Biggest mistake I ever made. Shortly after we moved in a gusty rainstorm happened and we started seeing multiple wet spots throughout the home's ceiling. We had an inspector from A.H.S. come out only to find the roof had been so poorly installed that the entire roof needs to be replaced. The warranty only covers the first $1000 so the large remaining balance is on me. I spoke to a representative of Ryan who basically said they have a 1-year warranty so it's on me. It's very disappointing to have a big company like Ryan just wash their hands of something they created.

    This journey started out great. Within the first six months is when everything started falling apart. I've owned my home for 3 years now. Some of the flaws I've fixed myself and some Ryan Homes has fixed. Now that I have major issues with structural damage, I've had to go through Customer Care Ryan Homes. My experience was ridiculously annoying and unhelpful. The representative I spoke to was Rahdeny, whom was professionally rude and inconsiderate. Long story short, I must hire someone to inspect the damage as proof before Ryan Homes will come out to inspect and make repairs. I strongly recommend going a different route if you're considering purchasing a new home. God bless.

    Poor construction. Builder left holes throughout allowing mice infestation. Promised a lot of amenities which never materialized. Sold a dream. Numerous home owners have the mice problem and it’s quite expensive to hire pest control company. You’ve got to do better!

    I don’t recommend them simply because the Project Managers don’t manage the work of the contractors.

    1. Windows were left open during a rain storm an entire weekend causing mold spores in the basement.
    2 . The Project Manager left the key (he claimed was the key for rekeyed locks) outside my house for 1.5 days without informing me that he’d done so and when I found the key, it didn’t unlock any doors to my house (which indicates that someone else found it before me and swapped it out). I now have to pay a locksmith to get me into my house and rekey my locks since none of the 7 keys Ryan Homes gave me unlocks the deadbolt locks!
    3. The Project Manager and Saleswoman have blocked me after closing on the home and are not responding to texts nor emails! Poor customer service! Only the Loan Officer is responding. (She’s the only good thing Ryan Homes has going for them.)
    4. The Project Manager leaves the job site so early that he doesn’t even notice the contractors taking half of the wood and plumbing that’s supposed to go into the homes that buyers have purchased. After hours, they back up to garages and load their trucks with loads of wood and plumbing, and during pre-drywall inspections, you and the inspector notice that not enough wood is used in your home.
    5. Go with a different builder! I foresee problems with this “new” Ryan-built home.
    6. The staff don’t care that I’m locked out of the home because they never gave me a key to the deadbolt locks! They’re ignoring my emails and texts!

    7. Once you close on the home, they block you from contacting them! Poor customer service from day one!

    Very disappointed with Ryan Homes in Lakemore Ohio. Every door squeaks and it's been 14 months. Vinyl planking separating. Felt cold air coming from garage stairs - Looked, found a hole in foundation which they hide behind the stair. Now I have to hire someone to come out and repair the foundation. Since the hole is where the door frame is - no wonder the door doesn't close properly. And the lawn they promise - lies all lies. Rocks and dirt. Most neighbors have spent over $1,000 getting topsoil, and seeding.

    My current home is located right behind one of Ryan Homes developments in Wendell NC (I’m not a part of their development). I’m on a hill with a gravel driveway so I’m used to rain washing it away over time. However after Ryan homes “installed” the development’s water drainage system for the homes behind me, my driveway had a foot deep trench through it after a heavy rain. I soon discovered Ryan homes had directed all the water away from their developments homes right into my property. I quickly started making phone calls to figure this out with somebody and after about 2 weeks got through to someone who could supposedly “do something” about it. By then I had some guys grade and fill my driveway because we couldn’t use it until it was fixed (taking plenty of pictures and sending these all over to the people at Ryan homes).

    They had a fella call me and even come out to see the damage. He essentially told us that they could help a little bit with the payment for the driveway but he “failed to see how more than a little bit was Ryan homes' fault”. I then countered saying we’ve never had water damage this bad in 2 years of living here and after heavier rain. He then asked for pictures of what the driveway looked like before so we pulled up MLS pictures that showed it was just a regular driveway before. He since then has not responded to any of my texts nor has anyone reached out.

    Destruction of property, greedy, irresponsible, cowardly, extremely unprofessional, and atrocious communication skills. Hope you get the chance to read this buddy. I was hoping this review would stand out so more people would see it… But it looks like this is everyone’s experience with you and your people, nice work dude! 0/10 wouldn’t recommend, I didn’t even purchase anything from Ryan Homes and they still messed up my home!

    I do not understand how this company in good faith and conscience could sell overpriced properties that are ultimately trash! For starters, they produce new builds entirely too fast and using cheap materials to do so. I purchased my property a little over 2 years ago (March 2022). Signs of poor attention to detail and craftsmanship has began to manifest itself. The strip running down the back of my kitchen island has separated.The baseboards and trim running along my steps had cracks. Steps squeaking. The barge board and shingle molding running along the top exterior of my property is dented, causing a gap (opening) to my attic. I discovered a hole bigger than a quarter in my downstairs bathroom at the top of the inside door frame - A hole that I would have never known existed had I not been going throughout my home to caulk seals.

    The toilet in that bathroom runs and runs. I also discovered 2 wall voids, one in my kitchen behind the stove and the other in my laundry room. They were excessive gaps and holes. Discovered another hole in my kitchen next to the refrigerator water line that was also bigger than a quarter. And I know the contractors were aware of it because they covered it with a wobbly white cap and screw that is stripped. I was able to manipulate the cap and see the hole that they did not bother to patch or at least ensure the cap was properly secured to the wall. There is a long crack in my kitchen drywall, right above my French doors.

    Recently, my HVAC system broke, which is ironic because shortly after closing on my brand new home, several of my neighbors - who all closed one after another were having issues with their system. My immediate neighbors had the same issue that I had our first summer here…. It’s just my unit began malfunctioning shortly after the service warranty expired. Got it fixed, then a day and a half later I had issues with the thermostat, which prevented me from turning my unit on. The last two summers of living here I have had problems with flies entering my home every single time I cook. And I’m not talking one or two…I am talking several! I know for a fact they are not gaining access from opening and closing the front and back doors. I also know that they are not entering through the cracks/holes that I previously mentioned because as I stated, I caulked/patched every crack and hole, except for the gap in my attic.

    I recently reported it to Ryan Homes and standing by to see how they will move. But it tells me they are gaining access through a system or space that was not properly closed off or sealed. Several of my electrical outlet covers do not properly screw in place, Both electrical outlets outside (front porch/back porch) no longer work. Lastly, the shower in my master bathroom leaks a puddle of water on the floor, the water pressure fluctuates from having normal water pressure to minimal. Additionally, there has been a few times where the water was not properly draining. Mind you, I can count on one hand the number of times I have used that shower. I mainly use the hallway bathroom.

    My previous property built by another company was 14 years old when I sold it, and it had none of the discrepancies outlined in this review. And of course Ryan Homes will not entertain any grievances that are outside of the service warranty period, leaving us homebuyers the burden of having to correct their pisspoor work. I contacted them about my HVAC system and they did not hesitate to tell me that I was financially responsible for having it fixed. JUST 3 MONTHS AFTER THE SERVICE WARRANTY HAD EXPIRED. Not to mention knowing that they knew several of these units had issues from the beginning. But want to pass it off as “typical” mechanical failures. All that stated, I DO NOT recommend anyone buy a Ryan Homes property. It is not worth it. Please take it from people who know. The reviews and reputation speaks volumes.

    Stay FAR AWAY! I bought my home in 2021 in New Kent. The day I closed on my house and moved in my AC wasn’t working. They came out two days later and fixed it between 2021 and 2024. My AC has broke down over 13 times. Ryan Homes has several work order tickets from me. Now I’m out of the two-year warranty and my unit is still breaking down every season. This summer on the hottest days the unit is breaking down. They should be shame of themselves….if a unit has broke down that many times they should’ve gave me a new unit before my warranty ran out.

    Now I’m probably gonna have to replace a three year-old HVAC unit that I’ve been complaining about since the day I moved in, you’re gonna waste so much money in your home stay away. Find another builder. They are not it! Customer service is horrible because a person with integrity and honesty will make things right. They know they are seriously wrong selling someone a brand new home and a HVAC unit has to be replaced they been complaining about since day one.

    I purchased a home 3-29-222, there were a few issues such as sliding doors leaking, dry improperly installed. They had you sign at closing warranty that large items such as air conditioner are 2 years covered. My condenser went bad 2 years two months. Keep in mind it had only been used 22 weeks in total because we live in a 4 season climate. When I called to check on the warranty. They told me it’s not covered. 1700 dollars for condenser and labor. Five days later high pressure switch went bad! The home cost over 600,000 dollars. Ocean meadow development Lewes.     Kurt who is sub-contracted thru Ryan Homes does such amazing job, I been in my new home for a yr now, and had some minor cosmetics touchups that needed done, and Ryan from Ryan Homes introduced me to him and brought him to my home to do the touches, and may I say Kurt both times at my home did a fantastic job, kudos to Kurt, and Ryan, why he is only a subcontractor.     Ryan Homes are the worst and I would stay clear. They literally cut corners in everything. We bought our home in 2021 and I can't even count the number of issues we already have experienced. From vents to sinks to walls to floors to wiring etc... everything is breaking down. Come to realize when we get professionals to fix these things and we are being told Ryan Homes cut corners. They need to be out of business period! If you are going to take someone's hard-earned money, you better be providing a home worth the money and not trash in the name of Homes. You all are exploiting individuals and you will always reap what you sow! It is really saddening and I will encourage anyone looking into Ryan Homes to stay away and find independent builders.

Me and My wife came all the way to visit the community, We liked the home and everything, However the lies that they sell, Buyers have to have their lawyers and realtors in between to talk to them. They hide loads of things from you, When you are in that period where you can cancel your offer, they will portray a superb picture, However after that in really you will see things are pretty much different so beware of Ryan Homes, After sales warranty as well..please do check each and everything in your house before you move in, they will not cover everything once you move in. So have the best lawyers and realtors by your side to deal with Ryan homes.

    We bought a home that was suppose to be Finish on April 29th 2023. We were in Florida and was told everything was on schedule. Our home was on the market over 30 days so we lowered the price to be ready to buy our new home in Virginia. When we arrived the home was not even started. The salesperson did not realize he sold us the first lot in the next phase. It was going to cost us more to rent, plus the extra move. Ryan Homes kept our $22,000, even though the home was not started. We were out money no matter what we did. We are retired on a fix income. This was a big lost to us. Be careful, have a lawyer read their contract.

    Poor craftsmanship... They cut corners both figuratively and literally. Their homes are built in a factory and shipped-out. I witnessed production of roof gables. They don't cut the angles supporting the pitch in the roof. Everything is a 90° cut. Very shoddy workmanship... They just don't care.

    Well, let's start with the contract to build our home. The advertised sales pitch said, "Imagine nightly strolls along tree lined sidewalks". I asked the salesman when the sidewalks were going in.. he laughed and said " imagine." This was an important selling point for me, and it was lies! They did not follow the building plan, over poured the garage, which required them to over pour the driveway, which lead to the design of the sidewalk, porch and steps not being correct, and now my stone front porch wall has separated from the porch.

    There is a crack in the framing of the master bedroom, and they keep saying it was a drywall issue, if it were a drywall issue the crack would not keep reappearing. they will not take responsibility! I now have to hire a private home inspector and possibly a lawyer. I should have known they were subpar builders from the beginning. The workers put cigarettes out on the subfloor, they left a pipe leaking on the subfloor for weeks. I marked all of the damaged wood. They left some weird Hispanic fruit on the floors, 7-eleven hotdog containers and cans of soda everywhere.

    I was so excited to purchase our home, we were one of the last to close, why today I’m not sure but…the builders did not care how they completed our home. They left so many items incomplete including leaving a sandwich with onions on one of the planks that when it got hot it left a oil stain on the ceiling, it was unbelievable. After weeks they came out and found the onions. Sure they removed and repaired the ceiling but the list goes on. We moved in January of 2023, in Illinois it’s very cold in January, why did we have flies in our home, I asked if we need someone to come out and find the source. Their excuse was the building started in the summertime, no one attempted to find the source, spring forward to spring ants galore, it became our issue to resolve, we had to pay an exterminator. Our neighbors too had the issue. There was some kind of hole that allowed them to come in, they came out.

    It was not resolved after coming back several times. Now winter we still have flies again and this winter was extremely cold, but by now the year warranty is over. Our garage door is not working. After a year of a new home they will not take responsibility directing us to the company that put the door up, honestly I wish I had done my homework on Ryan Homes. I will never ever suggest using them to build a dog house, less known a human house. Very very disappointed. ☹️

    Having to replace my roof due to storm damage after 13.5 yrs. Roofer said that quality of shingles and workmanship was sub-standard. Online contact with Ryan Homes requesting consideration for cost sharing. No response. Emailed corporate CEO. No response. Emailed CS listed online. Received error message with phone number to call. Received error message. Left message with another CSR. No response. Total lack of customer service. Never experienced this lack of response with any other company.

    Two years back we bought our first individual house. Ryan Homes is the builder. From outside the design and construction is excellent. But interior it is not worth. They used low-quality materials for dry walls, electric switches, windows, sliding door panels. Flooring is made of wood; we hear big sounds when someone walks upstairs. 6 months after we moved, the A/C didn't not work properly due to which roof in the basement got moist and paint started peeling off. Luckily, it happened within 1year, and they fixed it otherwise I would have end up paying huge amount in fixing it. Even for today, we can hear water dripping noise when we use bathroom. Windows are not well secured and sealed, 24x7 heater must be kept on in the winter to bear the cold air coming through windows. Hope there won't be any more surprises come up.

    I bought an OAKLAWN MILL townhome, we moved in November 2023. After Moving me and my Husband keep on calling for several repairs, and broken in the house. It's been two and half months now still going on and we are finding more. I don't know how the construction people work and then how inspections people do their work.     Pernell ** was excellent. Very friendly; however, I was misled. I was told that money from a deposit would be returned. The clause only applied to people who withdrew after the home was built. I had issues requiring me to change homes before the foundation was laid. I was then told that it would be at the discretion of Ryan Homes. The policy does say it is at the discretion of the builder. Why, then, was I told otherwise in person? A week later, I expressed the need to withdraw. The manager then burned 2 weeks, replying before keeping my deposit. This includes an appraisal fee. THE HOME WAS NEVER BUILT. Paying over 10k for a dirty lot and an appraisal fee is ridiculous. A word of caution. KBB Homes and other makers provide clauses for things like this. Ryan does not. Aside from feeling used, I feel lied to.

    I purchased a Ryan Home that was 10 years old when I moved in. It's in a great location, but that's about all it has going for it. I've had to totally replace the deck, repair foundation cracks, repair leaking windows, nail post all over, replace a shower because the installers put tile directly on the drywall (which eventually just fell apart), replace the roof and many issues besides the shingles, and most recently have to repair siding and will probably have to replace it since it is buckling on one side of the house. The shelf life on a Ryan Home is about 10-15 years I think. Since I've had these issues, I've never once heard a good thing about this company.

The drain pipe under the foundation is broken and water is now seeping up from the wall into the garage from both the washing machine and the master shower. Ryan Homes Warranty and Kielty Plumbing have refused to help. We are now facing a situation where our foundation will need to be broken up in order to fix the issue at our own expense. And, Ryan Homes has designed their communication system so that we can never get a copy of any correspondence that we have sent to them. So, we have no documentation that we have communicated the problem to them.

    Just purchased a 5 year old Ryan Home. Within 3 weeks had water in the basement, realized there had been pins/epoxy placed in the basement wall several years ago. Assumed there would be some type of warranty (yeh, one year - unless the house is collapsing). Their customer service consists of, "it's not covered"-no indication that poor work was initially performed on the house. We were aware Ryan Homes had a poor reputation, one that they obviously do not care is repaired in any manner. I don't expect this to be resolved in any way with Ryan Homes. Just wanted others to beware of the poor craftsmanship they provide. It's a quantity driven machine. Quality, well - there's no value in that.

    I purchased a Ryan home that I paid over $400, 000 dollars for. During the one year warranty there was a water leak coming from the dishwasher do to improper installation. It damaged the LVP flooring causing Ryan homes to replace approximately half of the kitchen floor. Ryan Homes sends out subcontractors to do the repairs. The subcontractor did not lay the plank correctly and the floor looks pieced together. I submitted a second repair to have it fixed and was denied by a very rude and belittling site manager. I would never recommend homes with a company who treats their buyers in this manner.

    We moved in to our 3 story townhouse 12/23/22. Our Development is called Forest Pines by Ryan Homes in Myrtle Beach SC 29579. Our home was 1 of 6 that they referred to as speck homes. Without knowing at the time 3 of us paid top dollar while the 3 others paid between $20, to $25, thousand less. I assume they wanted to get the ball rolling. Usually when you get in first you would assume the prices would only go up not in this development!

    Everyone has had water damage due to poor construction. You would have expected them to fix the issues has they continued to build but they didn’t. We have had to deal with our two flight of stairs to be totally redone. Now we are going back and forth trying to get them to replace our second floor Flooring. They are also many more issues that we are trying to get them to fix. Ryan Homes is our board on the HOA and with that being said major community issues are not being addressed. When the community is left to us we will be forced to take care of issues that we should not have to pay for. We were sold a quaint small community but in reality we are surrounded by rentals that have no respect for our homes. The pool is not being kept up. The pool area stinks because the developer put the 1 single dumpster (promised 2) next to it and with the overflow of trash bags are left on the ground.

    Ryan Homes is terrible. I would not recommend them to an ant!!! Their customer service is awful. My floors are squeaking so bad as if I’ve been in my home over 30 years. I’ve only been in my home three years and they refuse to fix my flooring. I had a floor contractor come in and check my floors out and tell me that it was due to the glue and fasteners separating from the joist in the floor. He also said that the glue is supposed to stick and not separate. Ryan Homes fails to take responsibility for this. I swear I would never recommend anyone to purchase a home from them. They just throw these homes together and charge so much money for them and expect us to pay for what they lacked and now I have to try and get new flooring because the floor is squeak so bad when you walk on them. I hate Ryan Homes!!!!

    I am very disappointed in the customer services we are receiving from Ryan Homes. We are in the process of building a house through Ryan homes in the fawn lake community and there are several trees on the property that pose a threat to our house as they are dying and have limbs that could not only fall on our house but the houses of our neighbors. There are limbs that have already fallen on the roof of one of our neighbors. Back in August when we first started construction, we brought these issues up to our project manager and was told that he would take it up with Ryan Homes and his boss.

    According to Ryan Homes project manager we were then told that Ryan Homes could not remove the trees as they were past the black construction tarp per the HOA. We spoke with the HOA and confirmed that this was inaccurate as they were still on the property of our lot and Ryan Homes as the builder can get approval from the developer to remove any trees that are dead and or pose threat to our structure. After months of trying to get this addressed, we are now a few days from closing and are being told we need an arborist to come and look at the trees to confirm they are dying or dead. We have had 3 tree companies come and look at the trees and all confirmed that there are at least 5 trees that are a hazard and are either completely dead or almost dead.

    We have sent the reports over to our project manager and his boss but we are receiving feedback from the arborists company that they are being contacted by Ryan Homes project manager’s supervisor Drew and talked down to like they do not know what they are talking about and being told that the information in the reports is falsified. One of these companies has even told us that will not do business with us due to the interaction they had with Drew. These companies all have 35+ years of experience in the Fredericksburg area and have extensive knowledge.

    Throughout this process we have had a terrible time with Drew and he has been very disrespectful to my entire family and now is being disrespectful to the professionals we have had come look at these trees. We are only asking Ryan Homes to remove these certain trees that show signs of death, disease and pose a risk to our property and our neighbors' homes, which we all have spent a lot of money on. From a company that prides themselves being upfront and honest as weak as making their customers happy, their customer service has been lacking and they have been proven to be dishonest.

    With the builder having knowledge of the threat that these tree have on all surrounding homes, it feels negligent by the builder to disregard our concerns. They are diminishing the value of the advise given to them by the arborist they requested us to get and Drew is doing everything in his power to not put the responsibility on Ryan Homes to provide quality work to the property. Ryan Homes is under contract with us to provide us with a safe structure and that also includes the structure being safe from the trees around them on my property. I have spoken to other neighbors and Ryan Homes customers and they are telling me of similar experiences they have had. Ryan Homes has not only lost my trust, but has made me loose any excitement I had about doing business with them now and in the future. There are many builders who provide much better customer service and superior products.

    VA Natural Gas discovered where the pipes were never tighten and there was a slow gas leak in our attic. What's crazy is--we remember smelling gas about two months after we moved in but we chalked it up since the guest room was over the garage. We smelled it again about a year ago and slow inspected the garage (thinking maybe the fire pit or something was creating the smell). Well about a week ago--our girls called and reported the smell of gas. Not to mention all of the sinus issues my husband has been experiencing since we've been here and headaches we've all had, NOT KNOWING. I just called customer care and the best response I got was "We don't cover plumbing after a year". LIKE HOW would we have been able to prevent something like this, we could've died. I guess we'll need to seek different options on this one.

    Ryan Homes will help you to purchase a home from them, but will not assist you with any installation-related concerns even if outlined within your warranty clause. Ryan Homes installed our yard during the hottest week of Summer 2022. The lawn was not properly raked for stones and cleaned properly prior to seed planting/installation. Thus, the seed did not take to the ground. Additionally, due to the heatwave, the seed simply could not retain water. I contacted Ryan Homes about this, and after 2 missed appointments, their lawncare contractor resprayed. This helped slightly, but the seed still did not take (because the majority of the back of my property is nothing but rock). Of the seed that DID grow, it was very 'crabby' grass and filled with weeds.

    After more complaining and having to get multiple supervisors involved, Ryan Homes (very reluctantly) agreed to have the lawn aerated and seeded (again), as they stated the lawn was not under warranty (however, I corrected them in stating that it is the INSTALLATION of the lawn which should be covered). TruGreen (also terrible, but that is another story) came and aerated/seeded...didn't do very much, but I'll take what I can get. NOTE that the next-door neighbors lawn (installed/seeded during a relatively decent portion of the summer) is night/day compared to ours, and ours sticks out like a sore thumb. Ryan Homes DOES NOT care about their customers, just about $$$$. WOULD NOT RECOMMEND.

    Ryan homes put my entire family's lives at risk! We went two years with our furnace acting up and Ryan Homes saying everything was fine. We had it serviced multiple times within that time frame. One day we smell gas and hear a large bang in our attic where the furnace is. My husband went up to the attic and our furnace was on fire! We called 911 and upon inspection there was a gas leak in the gas pipe. Ryan homes screwed up really badly. They paid for the furnace, but we could have easily lost our lives.

    There is a reason there is a Ryan Homes Sucks Facebook page along with so many complaints you can find online. I moved into a new townhome in Maryland in July and there have been nothing but issues. Poor quality, floors uneven, kitchen cabinets leaking, terrible paint and caulk job, doorknobs uneven, paint all over hinges, warped baseboards, doors installed unevenly, tile not installed properly, and the list goes on.

    They fixed things the first month I was there and they admitted to the poor quality - They chalked it up to their vendors, for which they are accountable, or the fact that they let 30 PMs go in Maryland. I wrote numerous letters to Gene Bredow, the President, who does nothing -- Janelle S **, the Div President for Maryland who is full of excuses, Andy **, the Div Warranty Manager, whose team says they will fix things and once he sees how much there is, goes back on their commitment. Oh - and the best one yet - everyone else in the community is a new first time homeowner so they don't know what to look for - It is my issue that I have purchased 5 homes before so I notice more. THEY ARE HORRIBLE and should be out of business.

    I had a new 'Ryan Home' built in Saint Augustine Florida in August 2023. It was supposed to be my "Dream" home. This has caused me so much heartache. Don't fall into their trap. From day one we have had nothing but problems. Among other things they still have not fixed the floors that they installed and ruined. They make promises but never keep them. They avoid your calls; and they do not respond to any messages you leave. Everyone from the salesperson to their make believe "warranty" guy all they do tell you lies. All they want is for you to sign the contract. Once you sign the contract, they don't care what you say, or what was promised or even what was in the contract. They do horrible/shoddy work; they use cheap and or used parts. To date I have spent over $20,000+ dollars trying to fix the mess they created. When you buy a $500,000 plus dollar house you shouldn't have to have to have walls redone or pipes replaced. Buyer Beware.

    Ryan Homes is a horrible company. Everyone who works for them here in Saint Augustine, Florida should be fired. The company needs to be held accountable for everything that they have done. I'd like the owner of Ryan Homes to come see the horrible homes that have been built here. All the homes that have been built so far, each one of them have problems from no water coming though the pipes to pipes in the ground with no caps on them (a safety hazard) to outlets that have been wired wrong (a fire hazard) and the list goes on and on. Don't throw your money down the drain. Beware of Ryan Home and the employees. I'm not alone, ask anyone of the very unhappy new home owners here and they will all tell you the same thing.

    I would never buy Ryan Homes ever again. There is absolutely no craftsmanship in their work up and down no matter where you look. I moved into my new home 3 months ago and was disgusted. I saw my drywall in living room was cracked. The kitchen cabinets were installed, sloppy glue marks on the side under the cabinets. Outlets had glue dripping scuff marks on side. My steps had random discolorations. Window frames cracked in 2 different rooms. Bathtub had huge chip.

    Inside, horrible paint job throughout the home. Missed places. Window cills were not painted all the way. You could see the wood on the side. Yellow glue drippings inside the triangle of the steps. The rails were not properly secured. Moldings were coming apart. Random scuff marks on the walls even the bathrooms are painted with flat paint so it's cheaper now paint from the moisture is coming apart the bathrooms should always be painted gloss paint not flat paint. My front door had to be repaint 3 times the original paint was chipping, I am absolutely disgusted. This is not what I expected from Ryan Homes. Totally disgusted.

    We have been in living here about 2 years now. Right after we moved in plumbing was messed up so water was flooding in our basement, AC broke, microwave broke, 2 of our neighbors houses catched on fire, they supposed to put fence up. They didn’t! House looks nice but trash. Everything is so cheap! We will never ever ever buying Ryan homes ever again!!

    Do yourself a favor and do not purchase a home from this company. They ALL lie right to your face! Warranty department is a joke! They act like if it’s coming out of their pockets when it’s time to replace something. EVERYTHING in the house is made with is very poor quality materials! EVERYTHING put in the home is VERY CHEAP AND POOR QUALITY! And then they want top dollars!!!     Ryan homes are Big Cheaters, make false promises, no proper warranty support. DO NOT BUY FROM RYAN HOMES. You would lose peace of mind, money and have to deal with issues everyday. Sales person lied about everything right from deck to flooring to the type of backsplash, easement etc etc Which we got to know only when we met for building construction review. We moved forward thinking that in the broader scheme of things paying a few thousands is fine as we were buying a new home.

    We bought this house in NJ, Closing was on time, The first rain after we moved in. The basement was flooded and with every rain the basement kept flooding and we had to run behind the warranty team to get them fixed. And every time they fixed it it was partial and it still leaked. We even had to prove that it's covered under warranty and fight with the warranty team to get things fixed. It's almost 6-8 months now, we are still fighting our battle to make our home a home. We are dealing with flooded basement, cracks in walls.

    If you are reading these comments and still thinking of moving forward. Here is your checklist.
    1. Do not sign the contract where you give up the right to sue Ryan home. This is a big mistake.
    2. Do not believe anything the salesperson says. Make sure you have it on the contract.
    3. Validate every statement that is orally said.

    4. DO NOT BUY IF ABOVE 3 CANNOT BE MET.

    We built our first Ryan Homes house 5 years ago. There was so much wrong that we hired an attorney to help us make them fix the brand new house we wanted. 5 years later we sold that house (with hurricane safe windows that were never fixed, like they promised us they would when we closed). We spoke to Ryan Homes higher ups and thought we’ll give them another shot, they seemed to care and we believed them. We are now over a year into our 2nd house, forget the fact that WE caught more than one mistake like telling them they made TWO rooms too small and needed to change that. Our THIRD party inspector saved us as well, but catching a few things as well, like our hot water heater, and a window that wasn’t sealed.

    NOW here I am coming home after work to find that they were fixing the seems of our drywall, AMONG other items STILL (because they didn’t prioritize fixing anything in our house or told us eh, we didn’t need things fixed) so here I can cleaning up wiping and mopping soot that is all over my house. I am now not feeling well, and am getting ready for bed and go to turn on my fan for bed, and see it COVERED with wall soot! It seems they used the fan to cool themselves (cause more people have to come and fix our duct work cause our room doesn’t get enough air to cool it since they installed too small a size to get all of the air needed. So here I am showered and ready for bed and not feeling well, cleaning and getting more soot all over me while I try to clean my fan that they decided to use to cool themselves while they sanded our room.

    This is just the tip of issues we have had with Ryan Homes. They are leaving us to live with and unfinished house now until Tuesday, and they think it’s fair…. If they didn’t think that, they would’ve had our house taken care of well before this week. Oh we are also having our electrical looked at too. If you buy a Ryan homes house, please be sure to visit EVERY DAY and take your own measurements. I am not very trusting and am nervous after our experiences with our 2 houses.

    Ryan Homes is absolutely horrible. A new build in 2019... came with a 2016 HVAC unit... had to pay out of pocket to have it fixed after 6 months. Water spot on ceiling, called Ryan Homes to be told water leaks aren't structural. So, basically all the warranties they promise are absolute lies. Now I need to pay for a lawyer. The homes are junk. The cheapest material and contractors around. I would not take a Ryan home if it were given to me for free. If y'all are thinking about purchasing anything from them, think twice...

    We have been in our home for a little less than 4 years, there have been issues from the start. Lie 1: They told us our lot would have so little of a grade that we wouldn't even notice, it is not even close to true. Lie #2: During our walk-through we noticed the garage door was all dented up, they said they would come back and fix it in the first 30 days. It never got fixed. Lie #3: They never came back for our year walk through. Lie #4: Nothing is under warranty, even though they tell you there are foundation, roof, and siding warranties for 5-10 years. Loop holes and fine print, get them out of honoring any warranty. Our sump pump went out after 3 years and flooded our whole basement. Our roof is leaking and ruined the ceiling in the dining room. Our front sidewalk is caving in because there are no fillers under it at all. I am sure there are more issues, but that is what is at the top of my mind right now. I would not recommend ever buying a Ryan home!

    Been in my home now for right about 1 yr. This is the point where Ryan Homes stated they'd address warranty work. The warranty work follow-up has been the worst customer service I've ever received.

    (1) Builders made cuts into the ceiling drywall for drop lighting that I did not order, then attempted to cover them up without informing me of the error. I noticed the opening after the home started to settle. Their "fix" was they'd plug it with wood and tell me that they're not responsible for any issues I might have with getting lighting at a later date. I shared that I now brought a new house that has a patchwork ceiling. She stated that any future issue with the ceiling "is my problem."

    (2) Warranty contractor indicated the reason a bedroom would not maintain a comfortable temperature was due to insufficient insulation in that area of the attic. Ryan Homes scheduled contractors for future appointment where they were to cut an opening into the ceiling and a second day for blowing insulation in. Day one arrives and they state no insulation will be added because there is insulation in the attic. Note: The previous report from a contractor they deemed their best person stated that area lacked insulation.

    (3) Electrical fixture in guest full bath (3 bulb) was in need of replacing (per previous inspection). A replacement fixture was ordered. What was received was a 2 bulb fixture in which their worker attempted to convince me was correct (all while he could visibly see that the one being replaced was a 3 bulb, the model home fixture was 3 bulb, and all of my neighbors with the same home had 3 bulb). I refused to replace it with a 2 bulb fixture. They stated they'd reorder and come back to replace. Many days went by with no return call to reschedule. When I called and they rescheduled, they sent an electrician who did not have the a fixture; they then sent another electrician who arrived with another 2 bulb fixture. They then close the warranty work and note that all repairs were complete.

    (4) The corner of two bathroom vanity drawers were busted, but still installed. Thankfully I noticed before my warranty expired (I.e. one of the draw rails fell of and this is the only way I would've noticed the draws were busted when installed). They did eventually replace these draws.

    (5) Patio door I previously stated was not properly aligned, created an opening for insects and draft to enter the home. After two separate service calls, the opening was finally closed.

    After 2+ months, I am currently STILL in the process of getting that fixture replaced and insulation installed in the bedroom (which they refuse). If you choose to purchase from Ryan Homes, I HIGHLY recommend you be present at the home multiple times a week to ensure the work is up to par OR better yet hire an expert to follow up on each stage of Ryan's work because after they build is complete they will not likely address any of the larger issues that my be of concern. I love my home, but have major regrets associated with not having a separate professional follow up on Ryan's work.

    I've had plumbing issues since I purchased my home in Astonia, Davenport, FL. Backup into the bathroom toilet, sink, kitchen sink and shower. Sludge coming out of the shower. I was told the issue was resolved, nope, having the same problem. Cannot have an emergency call over the weekend, they are closed. Would NOT recommend Ryan Homes as their customer care is poor to put it mildly. We purchased a new home about 12 years ago, the builder follow up was awesome. Ryan Homes does not care about the after-purchase home issues. At all.

    There is no professionalism in the construction. After purchasing the home, no one listens to our matters on what needs to be fixed. Think twice before you buy from Ryan Homes... Because we regret our decision completely. Every few weeks there are new problems that keep coming up. Whoever comes to look at the matter doesn’t genuinely try to fix. This investment is not worth it, so try to find any other company in this scope.

    A few days ago I climb my garage to get to the second floor windows to have them clean. To my disbelief I noticed the there was an inch and a half gap between the top of the window and the siding. You could see the wrap they put on the house with the Ryan homes logo on before they put the siding on. My keep say that she is smell mold but could never find out from where till now. Of course Ryan homes is say the warranty is done and I have fix it myself. We paid so much money for brand new homes and still the house was not built correctly. This so unfair.

    We’ve been in our Ryan home for 14 years and we could not figure out why the bedroom and bonus room were always hot in the summer and cold in the winter. Then, while changing the filter in the ceiling, I noticed that the ceiling was very warm to the touch. That made me wonder if the ceiling had any insulation in it. Checking from the attic, I couldn’t see the part over the rooms because there was a barrier separating the attic. I cut a small hole in the ceiling and found no insulation. I contacted Ryan through their warranty website and was contacted by Tim ** of Ryan Homes within two days. Even though we were out of warranty, he came out and confirmed that there was a problem. Within two weeks Ryan Homes had fixed the problem and I couldn’t be happier. Kudos to Tim and Ryan Homes.

    I’m a realtor who currently has 3 different buyers under contract in 3 different neighborhoods with Ryan Homes. Ryan Homes does not value realtors. They are paying me next to nothing for my time. For reference I made more money listing a home for rent then what I’ll make SELLING a home with Ryan. Ryan homes is infamous among realtors. They are known as a cheap company. Agents don’t like working with them because they do not offer a good client experience and they certainly do not pay agents for their time put in.

    I voiced my concerns to someone at Ryan Homes and they suggested I reach out to company head quarters. I did. Company headquarters suggested I reach out to a local division. I did. The manager I spoke with said “it’s not in their business model” to pay agents any higher. Well that’s interesting because another builder I’m working with is paying 3% off of the base cost of the home. Ryan homes isn’t even paying 1% of the base of price of a home. What a joke. I’m all for putting my clients needs above my own. However there are better quality builders that offer a better experience AND pay realtors for their time. I will not be sending clients to Ryan Homes from this point forward.

    This home-buying experience seems to be a never-ending nightmare, even though we closed in December. The buying process itself was awful because we chose to use outside financing (which was within our right to do). The second we disclosed we would not be using NVR for our mortgage, our contact with Ryan Homes, Alexandria **, became rude and unprofessional. We would receive calls from her on weekends that would consist solely of her just complaining about our chosen lender and trying to convince us to switch to NVR mortgage. The home itself is very poorly constructed and will no doubt pose ongoing issues for every year we choose to stay in this home.

    The warranty department is no help either. They will dodge your calls and if you do get them to pick up the phone they will gaslight you and try to convince you there is no problem. I’m currently sitting in a home that is 80 degrees and rising with an infant, with a air conditioning unit that is 6 months old, and the warranty department claims I don’t know what I’m talking about. I will never purchase from Ryan Homes again and I am encouraging all of my friends of home-buying age to go with other builders, as Ryan clearly does not care about their reputation or customer satisfaction.

    Working with the team at Ryan Homes has being a memorable and pleasant experience. From the very first day Janis has being instrumental up on till the very last day at closing. She was always there for me to clarify any issues or questions I have have had in a timely and very polite manner. Michael ** made my dream into a reality. He kept his words and was honest and forthcoming in his deliverance at the very start of construction - very polite and knowledgeable. I looked forwards to the weekly update videos from him. Then came Matthew who was also a gem. Very great and hardworking guy. George ** wow. His relentless efforts in processing the loan can not go unnoticed. Always so very kind, polite and most of all very patient and respectful. Well just to name a few. Overall I rate my experience to be a 5 and would not hesitate to recommend anyone to this great and professional team.

    Our home is less than 4 years old and we have two leaks in our ceilings, one on the main floor and one in the basement. We were told that the plumbing was poorly installed and now, because it's very hard to get to, is costing us a lot of money in repairs. In addition, we have over 100 nail pops all over our house, causing our 3/4 of a million dollar home to look like rusted trash. Again, lots of money in repairs and paint. Also, the appliances are cheap. We have already had to replace our dishwasher and the broiling element in our non-convection oven. Yes, a $715,000 home that does not install a convection oven. But yes, already replacing appliances that are less than 4 years old.

    Our siding comes off every time it's windy out and we continue to have to put it back on with specific adhesive to make sure it stays on properly. This goes for the shingles on the ceiling of our back deck as well. It falls down and I continue to have to put it back up. Lastly, our kitchen cabinets need daily (I mean daily, not an exaggeration) adjusting so the doors don't hit the one next to it. Keep a screw driver in the kitchen b/c you will need it daily. The house costs way too much for the poor quality and effort that was put into quickly building it. We have built houses before and this home by far is a huge disappointment. Save yourself the headache and money and go with a different builder. Even if they cost more on the front end, it will cost you less in the long run, with repairs.

    In Mid-April of 2023, we looked a house at a Ryan Homes development in NC. The agent for the development stated that the prices of the homes are increasing on May 1st. The development was in the first phase only had few lots available (under 20). We pick one that like and put a deposit down on the lot, which wasn't release for building. The lot we pick was going to be release on or about May 1st. When we ask for pricing on placing their homes on the lot, we notice that base price of home was $15,000 higher. The agent told us it was due to the elevation and lot. We put $5,000 down to reserve the lot, so that it would not be sold to someone else. Remember, the lot was not release and will not be release until May 1st.

    On the last Friday in April, 2 days before the May 1st (May 1st was on a Monday), the Ryan Homes Agent told, "The new prices is now $10,000 higher and if you still want to place a home on that lot it would cost you an additional $10,000." Needless to say, we asked for our deposit back. We didn't sign a contract with Ryan Homes, but we did place a deposit down on lot and picked out the floor plan and amenities for that floor plan. They change the price twice on us, before May 1st and didn't seem to have any regret in doing so. I would think twice about buying Ryan Homes. There have been many bad reviews on their quality. I would give them a zero star if possible.

    I am so disappointed with my villa that I purchased 18 months ago with Ryan Homes in Parkland, Florida. I have had mice for the past 16 months every other month and there are rats throughout the community. I have spent approx. $2K trying to fix the problem when it's a Ryan Home problem. They keep telling me that it's not their problem. You spend over 1/2 million to a million dollars on a new home and the majority of the homes and villas have all had this problem. This was the worst experience ever and the issue still is ongoing. I spoke with the head person last Friday 4/14/2023 and was told maybe I really didn't seem them.

    Ryan Homes needs to be held accountable and FINALLY DO SOMETHING to help to correct this issue in our homes.

    My husband and I signed a Purchase Agreement with Ryan Homes in July 2022 to build what we thought was going to be our "dream home" on Lot **. We were scheduled to close on our home on Monday April 10, 2023. Construction of the home began in November 2022 and in Jan. 2022, we began to notice issues with the build. Our initial concern was standing water in the basement in Jan. 2022. The project manager, Justin **, informed us that the water was present in the basement due to the sump pump going out. He stated that a new sump pump had been installed which should remedy the issue; however, the standing water remained in the home on several dates from Jan. 2022 until April 2022.

    In March 2022, we informed the sales representative, Clare B**, and the project managers, Justin and Michael **, of noticeable issues of damage to the roof. In particular, on March 25, 2023, shingles were missing off of the roof and many shingles were loose and flapping (see attached photos). We were told that "It is actually normal when it is still winter and we have a big wind like we have in the last couple of weeks." The project managers. On Monday March 27, 2023, Michael informed us that the roof had been fixed. On April 1, 2023, we noticed that once again the roof was missing shingles and the shingles were once again flapping and brought this to the attention of the project managers. We were informed this issue was fixed again.

    On April 3, 2023, we had an independent inspection of the home & the inspector noted, among several other issues with the home, that there was damage to the roof. The inspector stated in his report (which was also provided to Ryan Homes) that the roof should be inspected by a qualified roofing company for further analysis regarding the damage to the roof. In the meantime, Ryan Homes claimed that they had their same roofer (Danny) come out and fix the roof and sent us a photo of Danny up on the roof looking at his phone. Following Danny's alleged repairs to the roof, the roof still showed evidence of damage.

    We informed Dave ** of Ryan Homes that we intended to obtain an inspection from a qualified roofing company and our request was met with the statement that "Ryan Homes would not agree to this because the roofing company may attempt to find issues with the roof for their own financial gain." We pushed back on this stating that we had a right to have the roof inspected by a roofer prior to closing. Dave informed us that we would have a 1 year warranty on the roof and the roofer guaranteed his work for 4 years; however, he was not in agreement with a roofer coming to inspect the roof for damage. On April 7, 2023, we contacted a local roofer to come out to the home. Upon our arrival, Michael immediately went into the home and closed and locked all doors to home including the garage door. The roofer was able to stand out on the street and see evidence of damage (patchwork to the roof & bulge along the valley of the roof).

    Instead of allowing us to have the roof inspected, Jennifer from Ryan Homes called and informed us that Ryan Homes decided us to mutually release us from the Purchase Agreement & would forward us all of our earnest money back. We received the earnest money back; however, according to the Purchase Agreement, we are now entitled to interest on our earnest money along with liquidated damages due to the Seller's default which we have not received to date. Please stay far away from Ryan Homes when building a home and do not buy any homes built by them as there are several complaints online about their work product, quality, and promises to fix things within the warranty period. I am thankful that we did not follow through with this deal.

    Never, ever buy from these people. Never an ounce of truth from the beginning. Owned several homes in my life and by far this is the worst and there isn't even a distant second. Promise this and that and it's the complete opposite when closing. They harass and force you to sell your existing house, only to tell you at the 11th hour they have no title to THEIR property. It is possible to end up homeless. Even bought a tent as there was a period when we almost didn't have a home thanks to these people. All you get is a lame apology, zero compensation for the chaos. The finish work is horrid. I have proof in writing on all of the above and more. Only reasonable person there was the foreman and his assistant but of course, they take instruction from mismanagement. Again, never ever buy from these people. I would choose a minus 100 star rating but it doesn't give you that option.

    Here is my awful experience in trying to buy a home at Ryan Homes: The steps that we have gone through. This is my 3rd Lot and they can't fit the house. This is a total Bait and Switch tactics from Ryan Homes. 1. Our first lot choice 68 was ruled out and we could not take that one after we had selected the Seneca with elevation C and the back porch. 2. We got lot 76 - was verified that it was okay to put Elevation C and back porch. 3. We were told that Elevation C would not fit, After we verified Raven, due to lot 68. 4. We were forced to take elevation A - (which I am not fond of) on lot 76. 5. Now the porch won't fit on lot 76 at all. Forced to take another lot. 6. Now pick a new lot 64 - retaining water in the back and dead tree (not exactly the best). 7. Now my house will not even fit on this lot either. 3 Lots later. I demand my money back - as quickly as possible.

    Before contracting, NVR, Inc. t/a Ryan Homes ("NVR") determined Lot 68 would not fit the desired home. However, NVR believed Lot 76 would fit the home, and the parties entered into a Purchase Agreement on February 24 for planned construction of the Home. NVR’s engineer, upon receiving the plans, plotted the home on a plot plan and determined that the home unfortunately would not fit. On March 27, a Mutual Release agreement was executed and NVR promptly refunded the earnest money deposit in full.

    I was looking to buy a townhouse in Greer, SC. The builder kept on changing the “earnest money” requirement, despite the fact their preferred lender (NVR), was going to approve the loan. The builder and the lender, only required 10% down, but the builder raised it to 15% to cover “other expenses”. If you’re considering getting a residence built by them, make sure you have a set criteria for a down payment, before you go through the lengthy loan process!

    Pennsylvania. I wanted to take some time to give a well rounded review of my experience with Ryan Homes. My fiance and I made the decision to purchase a new townhome in summer '22. At first, our tour of the model home and experience with our sales rep was very positive. We were excited about our options and what we could get for our budget and location preference.

    We got to pick the basics, floor, cabinets, carpets, and tile. We were very pleased with our choices. There is definitely a feeling of 'Once we have your deposit, we are moving on' but hey, that is sales for you. There were also some moments during the sales process where it was clear we were just another couple getting their houses checked off the list. But maybe naïve of me to look for a more personalized approach when you are spending 500K.

    Moving more into the building process, there were definitely some delays in the original timeline we were given, but following a competitive market and Covid years, we were grateful for things to still be moving along. Our project manager, Dan, was responsive and pretty helpful in our process as well letting us visit the site and answering our questions and communicating updates as promised. Looking back, there are definitely times when I wish more information was shared, but you do not know until you know. As we approached the closing date, there was one more push back of a week, but again we wanted a completed job and were okay waiting if it meant things were fully ready. It did mean we had to pay for an extra month of storage, but Ryan Homes helped us with this expense and we are very grateful.

    We were allowed to come do a walkthrough. However, I would like to suggest to Ryan Homes a much more 'thorough' walk through experience. The best way for me to explain it is like project manager stands back and looks around and sees if you find things that need to be completed or fixed i.e. missing pull out drawers in kitchen cabinets, outlets not working, and nails popping out of walls. We agreed on what we 'saw' in our 'walkthrough' because I think in any human experience it would be impossible to 'catch it all.'

    Also, immediately after our walkthrough with our trusted project manager, we found out he was let go from Ryan Homes and there would be a new person on site to finish the other homes in the development. I want to make sure to say these project managers were an absolute highlight of the experience and it is extremely disheartening to hear that someone who says he will be around for things we may need was let go. We met our new project manager right after closing and he has been very helpful. I can just hope and remain optimistic that those unfinished tasks are addressed soon.

    One last mention. Our move in experience. My fiancé and I decided not to get our refrigerator with Ryan Homes. Things add up extremely fast even with their pretty basic offerings so at the time, we were excited to have some choices ourselves for things like the refrigerator. We measured the space where it will go and made a purchase.

    On the day of move in our refrigerator arrived only for the delivery folks not to be able to even get it onto the first landing of the bottom level. We also had to remove our banisters after living there one day so they could attempt to bring the refrigerator upstairs only to find out that was not going to help. I share this to say, make sure your project manager is very transparent about spacing i.e. just because an appliance would fit in its proper space does not mean that it will be possible to get it into your home.

    Our plan is to remove a piece of our deck, rent a forklift for $600 and bring it over the deck. I share this so folks can be prepared and think of these things during a time when so much is going on and you may not be prepared for these situations. I look forward to memories in our new home and hope for an experience moving forward where the promises we were shared are upheld. Thank you.

    On 03-01-2022 we entered into a contract with Ryan Homes on a new build in Indigo Bay development in South Carolina estimated to be completed 10-15-2022. Our deposit was approximately $59,000 (Fifty-nine thousand dollars). After numerous delays and material issues the home was nearing completion mid December this year. On Sunday 12-11-2022 we visited the property to check on the progress of some of the deficiencies we alerted to the current project manager. Inside the attic above where our 4 year old daughter's bedroom was to be we heard a bubbling sound coming from the new HVAC unit. Water was actively splashing out of the emergency pan and onto the surrounding wood and insulation. I photographed and videoed the incident and immediately notified both the PM and sales agent via phone text message and email so that they could prevent further damage.

    Our daughter has diagnosed asthma which can be severe at times. We have had to rush her to the emergency room on several occasions for breathing difficulty which was attributed to mold found in our previous residence. After an emotional conversation we agreed we were not willing take a chance of having mold in a brand new home due to water coming from a brand new but faulty HVAC unit. Ryan homes was notified of our decision. Several conversations took place between Ryan Homes reps and ourselves. They promised to fix the problem, had an HVAC company out to look at the unit and stated they had the area tested for moisture which was now in the normal range. We explained that despite those fixes we were too afraid to continue with the home.

    We signed the mutual release and Ryan Homes/NVR kept the entire $59,000. They did not even offer a partial refund. A company that made almost 9 billion in revenue in 2021 did not even offer to give us something back so that we could continue our home search. Any parent who has experienced a child that can't breath being rushed to an ER would walk away from this purchase. Ryan Homes uses the poorest quality materials in the construction of these homes. The appliances are not new and may be refurbished.

    We were concerned about the supply chain issues that everyone was having, so we asked the sales person explicitly and we were told that “Ryan Homes does not have supply chain issues because we buy all of our supplies in advance.” LIE: our home delivery was delayed well over four months and they used the excuse of supply chain issues. They even try to sugarcoat that we got upgraded floors because the supplier ran out. I thought you bought everything ahead of time?

    We wanted to lock in our interest rates early because we knew the Fed would increase rates. The sales person again explicitly told us that “NVR will offer you a rate lock for free once approved “ LIE: the rate lock was not free. The “free” part was that it could be added to the closing costs. What world do they live in where that is the definition of free? In addition, the lock in rate was only good for six months from the delivery date which no one told us. This cost us almost a 2% increase in rate because the Fed raised the rates just as we suspected. Which now ultimately cost us thousands of dollars more.

    Ryan homes told us customer service was their number priority. LIE: this was the absolute worst lie we were told. Laughable really. Once we signed our contract and they took our down payment, POOF, the customer service disappeared! It was as if we were just a check mark on their commission check list. I had to send multiple aggressively worded emails just to get any sort of response. I also sent multiple emails requesting to be contacted by a director, SVP, or anyone that was in charge of managing the awful salesperson. No one ever contacted me! Not one senior person ever reached out to me! THEY JUST DIDN’T CARE. All we ever wanted was just real and honest responses instead of the months of lip service.

    Next, here are some of the ignorant responses they gave us for their delays: War in Ukraine. The salesperson literally blamed the war in Ukraine for the delay of our home delivery. Unfortunately, this caught her in the act of another lie. When we signed the contract, we were very clear that we needed delivery in August. She was well aware of this and found us a home that “would” be delivered in August. We signed in February 2022, and starting in March of 2022, the delays and delivery date started to get pushed immediately. When she told us in August 2022 that the delay in delivery was due to a mechanical part (that was supposed to have already been delivered in November 2021 from Ukraine) she ALREADY knew the home could not be built and move in ready by August at the time of signing. Then she had the nerve to blame it on the war that started in April of 2022! Shame on her!!

    We both were renting two separate apartments and kept asking for a delivery date because we needed to know what to do with our lease extensions. Her response to us saving money during the delays was “Well you would be paying rent anyway so it evens out”. It’s not just the rent. We had to extend both of our leases to short term leases, which in the real world is usually 3x the cost of a year’s lease. Then instead, we decided to move things to storage. Trucks, boxes, time off work, movers, etc all cost money. We were paying 3x the rent, month to month, while waiting for the delivery of our house because they refused to give use a date. PLEASE stop using this line with your buyers. It is out of touch, rude and just plain ignorant on your part. We did ask for financial compensation and they offered us very little. Yet online, they were offering to pay full closing costs for new buyers. See how much they care after you sign?

    So not to be a complete negative Nancy, here is a silver lining to the whole process. The construction team and PM were the only ones with any real information and the only ones who were willing to communicate with us. The circle app was great, and the response time from the PM and his team was absolutely superb. They were the most honest group of the bunch, even when they had bad news to deliver, but at least they had the b*lls to tell us.

    Never buy home with Ryan Homes. They lie about everything. It’s just been a week my house was handed over to me. But, I see issues everywhere in the house. Dry wall keeps cracking, stairs baseboards not attached properly. Cracks everywhere for the stairs baseboards. They missed to install design window at front elevation. Plant is missing in the backyard. Garage drywall has holes everywhere. No one is answering my calls or neither responding to my warranty requests. Whenever I call them it reached voicemail. They don’t even respond to text messages. One of the persons from warranty request says it’s a one time request to work on drywall cracks which will be done by end of the warranty period. How about my elevation design window. That is missing. My entire house look is gone because of their poor workmanship. Now, the house looks like a crap. It looks like a small kid's toy. Never ever buy house with Ryan Homes.

    I closed on my new construction in January, customer service from the sales side of things was great. That's where the good ends. In May I reported some moisture noticed in the main floor half bath to the warranty dept, plumbers came and said it was dry and to keep an eye on it because "they were not authorized" to break into the wall if there was no water. Fast forward to August and there is water running along the grout on the floor tiles, from the half bath and into the living room. Plumbers were sent, the toilet and the sink have been removed, the walls have been stripped, the faucet in the patio has been repaired (the actual pipes to it were not connected inside the walls), the floor tiles have been cut into, a leak detection person came in, a remediation company was sent in, and I could go on.

    I have called the warranty dept 14 times since early September, and not one person has returned my call. I don't know if they actually found the leak yet, I don't know if there is mold in my house, I don't know when this is going to end. My family members and I are having to change work schedules to be present for all of this mess, put up with loud machines (80 decibels, I found a site to measure it) left in the house for weeks, and live through the dust, mud and grime, and the smell of humidity. The little bit that I do know of what's going on, has come from the plumbers and the remediation people. Ryan Homes has, not only not explained anything, they haven't even shown their face around my house. One of the supervisors said he would call me right back after a meeting he was going into, that was 19 days ago. I still haven't heard back.

    I purchased the home a few months ago, when they give you the key, it's a nightmare to get warranty items fixed. I have a pantry that gets very hot, I submitted a warranty claim, warranty guy Kevin said his manager said nothing can be done. I asked to speak with him supervisor, Mike called and said "nothing can be done". Food is being stored in the pantry and the heat will cause the food to not last long and Ryan Home or any of their field personnel is not will or even try to resolve the problem.

    Note: our house is only a year and a half old. The house has a turret which is nice to look at but the engineering fails supporting heavy rain. Water accumulates in the valley and drips down into walls and electric. Ryan "fixed" the leak once but now claims every subsequent time an Act of God. We had a roofing company examine our most recent episode and said the replacement of shingles does not address the root cause - the design routes rain into a small area. Their recommendation is to spread out the roof line to allow a more natural direction for rain to travel toward the gutters. The roof repair, electrical fix, drywall replacement and painting will cost over $5,000. Horrible customer service and support of a faulty product sold.

    After reading so many BAD reviews I thought it would be nice to tell you my experience with Ryan Homes in DeLand Florida. Our build went PERFECT and I mean perfect. So many people had issues with delays and getting materials. Not us. We looked at every builder in central Florida, every model and every floor plan. We researched for 6 months. Our only mistake was not contracting sooner because by the time we decided the price had gone up 10K. We contracted 2/2022, picked our lot (it was dirt) and was closed DONE 8/2022. Ryan Homes did everything they said they would do and more. The communication was the best, my project manager Mike was AWESOME.

    We just went through hurricane IAN and the house stood up just fine. We didn't lose power, not a shingle blew off and we didn't flood. What impressed me the most was we were told the Project Managers would be off from that Wednesday until the following Monday because of the storm. The day of the storm (we got hit at night) and the day after who did I see and talk to? The Project Manager. They were concerned. For the record our home is block, hurricane proof windows. I think up to 140 mph winds? I love my new home and the area it's in. In my book Ryan Homes builds a great product here in FLORIDA.

    We bought a new home from Ryan Homes in Mcdonald PA, and the posts on the porch didn't line up, it's visible by eye, one posts is 3 inches from edge, and the other posts is 5 inches from edge, and I requested warranty service to fix this problem, and they get back to me is this is under their tolerance...and they won't fix it, they can't even built a straight line, how suppose they can build your ideal home!

    I am writing this before closing, if they see these reviews, so they may know there is unhappy customers out there. I would like to caution anyone considering doing business with these people. My experience has been excruciating to say the least! They throw their customer service out the window once you sign their contract!

    I advise anyone considering engaging them, to have their contract proofread by a professional, either a lawyer or realtor. Thank me later! Do not fall into the trap of sitting with their salesperson to go over the contract, where she explains to you what is in the contract, her promises on what they will deliver may not necessarily be documented. When they fail to deliver according to your discussion and their word, she will refer to that contract and refuse in your face that she ever made commitments. In my case, we discussed the date by which they should have completed building my house, October 20th.

    In light of that date, she gave me a two-month window period. In her contract she had a 3-month window period starting August ending October. She never specified October 20th! Asking her how long was her window period supposed to be she now says Aug to Oct, but that’s 3 months not two, for it to be two months and spanning Aug to Oct there has to be a date in October where this window terminates which then spans two month period from Aug to Oct like Aug 21th to Oct 20th (2-months!). This will cost me a lot more in accommodation and storage costs.

    Another thing they are not flexible, should you wish for adjustments during construction! I requested additional electric outlets. These could easily be accommodated when working with any good company, but they refused. There is no structural adjustment there. Not to mention I was willing to pay.

    The project manager does not accommodate questions. He was just rude to me. I didn’t feel free to ask him anything. All he wants is to lecture you like a kid. He had the nerve to tell me that ‘...this is not a negotiation, I tell you how thing are going to happen…’ Like it’s a donation or a gift! Man, this is a paid service, I earned every right to say something about how things are going.

    I am writing to provide a complaint of a poorly constructed home by Ryan Homes, NVR Inc. resulting in improper and negligent roofing installation causing loose and missing shingles. My family purchased a new construction home from Ryan Homes/NVR in December 2016. Since then, we have experience substantial construction nightmares from poorly installed cabinets to electrical and plumbing issues to the most recent issue loose and/or missing shingles from our roof. On August 15, 2002, I contacted my home warranty to request their assistance with water coming from the ceiling of one of my bedrooms during a storm. When my home was inspected by my insurance company, they identified various loose and missing shingles from the roof due to poor installation during the home construction.

    Furthermore, they confirmed that a six-year-old home should not have loose or missing shingles unless there was a natural disaster of 100 miles per hour winds which we have not experienced in Maryland during the six years my family has lived in our home. After conducting research, my situation is not unique. In fact, according to the Maryland Office of the Attorney General, “Ryan Homes had the highest number of homebuilder complaints of any single builder in the three years since 2016.” My home construction was at the time of this identified findings report and clearly supports Ryan Homes' negligence in building safe and quality built homes. The poorly constructed home has caused financial hardship and stress for my family who recently located from Baltimore County to Carroll County. We are mortified and stressed that a home that cost well over $500,000 has experienced this level of construction nightmares over the last six years.

    Over Priced. They do not have any recreation. Like the pool, Tennis court, Kids Play Area etc. But they are priced around 400 For mid size town home -with nothing in it. Anything that we ask for is additional. Cheap quality for the base model of the house.

    LEAKING PIPES in less than 2 months! There are FOUR (4) MAJOR cracks on the wall above my fireplace as well. Ryan Homes provides only one maintenance repair free of charge. Now I am forced to request the repair and risks any future repairs being paid out of pocket. The only alternative is to have mold in my ceiling from the leaking pipe and that is not an option.

    I have only been in my new home just over 60 days. There are so many issues with this new construction, which defeats the purpose of building a new construction. I have cried so many times. The project manager should have been more meticulous in lieu of meeting an assembly deadline. THIS ENTIRE PROCESS WAS A NIGHTMARE. Ryan Homes refused to work with me as a current military reservist attempting to reschedule the construction date as I was anticipating my active duty military orders. If you want your dream home, please choose another builder. Please read all reviews. I took a chance and sadly I regret it every day.

    Would Love to talk to the owner and tell them what a cheaply built home they build. They don’t even finish the garage, put drywall up and fire tape, that’s it! My dishwasher is broke and I have to call GE. They won’t even come check it, I just moved in 2 days ago and what a mistake I made, I have found so many things wrong I’m ready to call an attorney. The door stoppers are just screws with no rubber tips so scratches on the doors. One phone outlet in whole house. Landscaping is supposed to be included, so far all I have are weeds growing in my yard and they are about 6 inches tall. All I can say is it was the worst mistake I’ve ever made buying a home. They take no pride in their building a home!!! Be aware before you buy from them!!
