    Over Priced. They do not have any recreation. Like the pool, Tennis court, Kids Play Area etc. But they are priced around 400 For mid size town home -with nothing in it. Anything that we ask for is additional. Cheap quality for the base model of the house.

    LEAKING PIPES in less than 2 months! There are FOUR (4) MAJOR cracks on the wall above my fireplace as well. Ryan Homes provides only one maintenance repair free of charge. Now I am forced to request the repair and risks any future repairs being paid out of pocket. The only alternative is to have mold in my ceiling from the leaking pipe and that is not an option.

    I have only been in my new home just over 60 days. There are so many issues with this new construction, which defeats the purpose of building a new construction. I have cried so many times. The project manager should have been more meticulous in lieu of meeting an assembly deadline. THIS ENTIRE PROCESS WAS A NIGHTMARE. Ryan Homes refused to work with me as a current military reservist attempting to reschedule the construction date as I was anticipating my active duty military orders. If you want your dream home, please choose another builder. Please read all reviews. I took a chance and sadly I regret it every day.

    Would Love to talk to the owner and tell them what a cheaply built home they build. They don’t even finish the garage, put drywall up and fire tape, that’s it! My dishwasher is broke and I have to call GE. They won’t even come check it, I just moved in 2 days ago and what a mistake I made, I have found so many things wrong I’m ready to call an attorney. The door stoppers are just screws with no rubber tips so scratches on the doors. One phone outlet in whole house. Landscaping is supposed to be included, so far all I have are weeds growing in my yard and they are about 6 inches tall. All I can say is it was the worst mistake I’ve ever made buying a home. They take no pride in their building a home!!! Be aware before you buy from them!!

    We had a home built in Mitchell Ranch South. We’ve been experiencing plumbing issues for the full year that we’ve been in the home. We’ve spent thousands of our own dollars to snake or plumbing because it backs up every month or so. Only to be told that nothing is wrong. Trying to get in touch with the warranty company is almost impossible. It almost seems like they’re waiting us out until the year is over and we don’t have warranty left. We hired our own plumber who took a video and showed where the blockage was. Again only to be told that that wasn’t the problem. We’ve tried contacting the project manager to no avail. We’ve also tried to call the warranty manager several times and he never responds to us. We have numerous text messages back-and-forth about the problem again to no avail. So here we sit again waiting for the plumber to come to try to fix the problem again.

    Before we moved in the house we had flooding in front of the house, and all they did was fill it with dirt and said the problem was fixed. We have also found out that other homes in the development have had the same problem. One home had sewage flooding the house. We have sewage coming out of the shower drain and the sink in the master bedroom now or master bedroom and bathroom smell like sewage. You would think when you buy a new home you wouldn’t have these problems and if you do that a reputable company would correct the problem instead of ignoring the people they took the money from. It’s also funny that we were the last house to be finished and it really seemed like they wanted to get out and not come back.

    We requested several finishes be redone as per our 1 year warranty. The caulk throughout the whole townhouse was cracked. The women sent to do this work made it look worse now than before. The quality of paint they use is also terrible. It’s like chalk and cannot be washed. We also submit a request for our driveway to be fixed as it is cracked in several spots but as of this review nobody has come to address it.

    We live across the street from where Ryan homes are building. Be in mind our home was built by a different company and we love our home and the contractors for the other homes on our street were kind, courtesy and respectful of your property as they were building. Ryan Homes on the other hand is just ridiculous, they have placed ruts in our yard, their contractors leave garbage everywhere. We have had bloody paper towels in our yard and so have our neighbors across the street. The contractors will shake blankets, clothing etc with dust and debris from the work site on our yard, while standing in our yard. They also don't have a problem blocking your driveway when there is open space beside the houses being built to park.

    When asking them to move it's like it's an inconvenience to them. All in all not a good experience being a neighbor to where Ryan Homes are being built. Also watching the process of them building the homes worries me as well, they seem to go up quick and from reading other reviews of people who purchased from Ryan homes they have had problems.

    One of the worst experience I ever had with building a new house. Their bank gets you when they offer that 7k towards the closing. They will keep you hanging till the week of closing and raise closing costs and down or payment. Plus lots of the stuff we asked for to be added they out of it and ask you to choose different floor or cabinets Or different carpet colours. Stay away From Ryan Homes period.

    I was referred by a friend to Ryan Homes. In the last 7 months I have had nothing but issues with my home. New roof, redone screened in porch, siding on both sides of the house. Structure issues! Poor workmanship. I feel like they just threw it together!

    I purchased a new construction home with Ryan Homes almost a year ago. My home is decently built and structured with the expected drywall pops and cracks, nothing major. The only issue I have had is the yard grading, which is awful and almost pushing me to move it is so bad. We live in an area that the ground is not permeable soil, it is clay. My house was the last one built in the 2nd phase and the yard grading was done incorrectly so my back yard is a bowl where everyone else's is mounded and the water runs off and away.

    All my neighbor's water runs right into mine and has nowhere to go. I've been fighting with them for a year, they basically come out and do very little to change it and the issue persists. They want to wait till it rains, come out 48 hours later and if there's no standing water then it's not a problem. The issue is, my yard floods and a literal river runs through it and I cannot grow grass. Every contractor I've had out says it needs to be mounded just like the other yards, but Ryan Homes does not understand the issue. Some of what they did helped, but the issue is not corrected. I would not purchase another home from Ryan Homes.

    My experience with Ryan Homes has been one disappointment after another. They use the cheapest material, appliances, paint, labor, etc. that they can find. Major issues we have had so far:

    1) NVR Mortgage. I initially decided to use their mortgage company because of the 'incentive' of $3000 cash towards closing. If you actually compare loan quotes they just add the cash towards closing you are getting right back in so no real savings there. When the interest rates started increasing, I called to lock in a rate of 4.25% which was 'the best they could do' and got charged a ridiculous amount of money to lock in that rate ($5000). I decided to get a second quote from the mortgage company my relator is affiliated with. MUCH better rate of 3.75% for less than half of the price that NVR was charging ($2000). I decide to switch mortgage companies-totally within my rights. NVR LITERALLY harassed me AND my realtor!!! While I was at work!! Completely unprofessional.

    The manager called my realtor (why-is she buying the house?) and all of a sudden NVR can do a loan at 3.65%. How about offer that in the first place if you want people to use your mortgage company? I had to call the sales rep to get NVR to stop harassing me. She wasn't much better than they were in terms of customer service. This experience alone put a bad taste in my mouth for them considering this was supposed to be a happy and exciting time. Then the problems continued.

    2) ** material and construction. Why not just spend a little more on better materials and labor and have happy customers? Not even high quality just middle quality and customers would be so much happier.
    a) Crooked walls and corners. Ryan homes couldn't make a straight wall if you paid them (-oh wait we did).
    b) The cheapest paint ever in life. If you look at it the wrong way you get a mark.
    c) Cheap everything-shower racks, toilet paper holders, outlet covers, etc.
    d) The carpet. We pulled up the carpet downstairs to do an expoxy floor on the concrete and discovered that it was not properly installed. One little drizzle of glue only around the perimeter. It's not even attached to the floor. No padding on tacks (the entire house I've stepped on a few). The floor underneath was dirty-they didn't even bother to clean it before installing the carpet.
    e) Doorknobs are falling off after less than a month.
    f) Doors are not hanged or aligned properly.

    g) Outlet boxes don't fit because they were not cut properly in the first place.

    3) The SAME DAY we moved in the circuit breaker controlling the power to our master bedroom, bathroom and secondary bathroom tripped multiple times. It was OK for a week or so, then it tripped and would not come back on. If you flipped the switch it immediately tripped again. We thought it was because the fan we put in the ceiling but nope. There's nothing was wrong with the fan. This happened Thursday. After troubleshooting, we called the 'after hours' electrical service number Saturday. Guess what? They have the same freaking hours as the warranty office (M-F 8-5) so it's not 'after hours' service.

    Tuesday they sent out two people who could not speak English. The work was done but nobody was able to tell me what the problem was. But it's working for now. How long will it last? Who knows. I don't have any confidence at all. My biggest fear is what the wiring actually looks like behind the walls. Bad wiring can cause fires. If this is all within the first month I can only imagine the problems we will have in the future.

    So this has only been within less than a month of moving in. I had only had a moderately good opinion of them having built a home previously with David Weekly in a community that included Ryan Homes so I have seen them before. I read the reviews, unfortunately in this crazy housing market and after looking for over a year a Ryan Home is what I could find in my price range. NVR/Ryan Homes couldn't give two ** about the customer including their safety and health. It's sad but not surprising to see a corporation put profits before all else. STAY AWAY FROM RYAN HOMES!!!!

    We built a home with Ryan close to two years ago. We’ve had a lot of problems, but the most recent one takes the cake! I’ve been writing to them & the warranty department since I’ve moved in regarding birds making nests in our vents, and asking them to come out & put the proper cover on it to prevent any damage. However, they’ve neglected to do a thing about it. So, for close to 2 years birds have been nesting in my ceiling. Last week, it started to smell bad in my walk in closet. I knew I had an issue, as we are very clean people. We cut the ceiling dry wall out, and there were several dead birds, alive birds and eggs. It was absolutely disgusting! I now have the health department coming to make sure we are living in safe conditions, and to eliminate the bird flu. This could have easily been prevented by putting a proper vent cover on my house. Instead, I’m missing 1/4th of my new ceiling. We aren’t happy, and will likely seek legal advice.

    We moved in April of 2021 and we have been working on warranty items for months. We are extremely dissatisfied with the communications and level of service had. We had to escalate issues to the warranty manager, who had initially told us everything we wanted to hear and once it was time for repairs, completely dropped all communications and did not deliver as discussed.

    Our main issue has been our flooring, we had Rite Rug's manager in house during the discussion as well. We feel completely dismissed, this is our family home, we were extremely excited to have built our family forever home, and have been nothing but disappointed. We have attempted to speak to someone of higher authority than our warranty manager, and have not been successful. We would appreciate a call/email - some sort of communication from Ryan Homes so we can review our concerns. At one point we had moldy flooring delivered inside of our home. We are extremely shocked at the lack of quality.

    Overall I think Ryan homes is OK, but I had a LOT of trouble with their HVAC system Numerous calls were required before they fixed, and I worry about the future. But the BIG WARNING -- do not buy a Ryan Home if the HOA manager hired by the developer is called Real Manage. They are the worst possible management company I have ever seen, and I've seen a few. They refused to give me a financial report, and they refused to give me the names and contact information for the Board of Directors. For reasons that make no sense but it tends to make one think they have something to hide in conjunction with the developer. DO NOT buy a Ryan Home if RealManage manages the HOA!!! I am hiring a lawyer to look into this. You have been warned. Ignore at your own risk.

    I looked forward to buying our forever home. It was an exciting process. However, there was inadequate time to pick upgrades with no direction or help. Then the house was complete and all the warranty issues became a nightmare to have completed. 17 months after settling still incomplete work. So many nail pops and tape issues it looked like a constellation on the ceiling. Poor communication and workmanship.

    My water main ruptured when the house was only 6 weeks old. Unfortunately, it ruptured below the shutoff valve, so I couldn't stop the water myself. I noticed because water had soaked through the drywall into the garage. I contacted 5 different plumbers but because we were on a level 2 snow emergency, only one was willing to come out. They had to shut off the water main at the street. Living with no water all weekend. When this plumber looked at how my piping was set up, he said it should have never passed inspection. The pressure tank was being supported by contorted PVC pipe, which was also leaking in 2 places.

    When I tried to contact Ryan Homes about it, they refused to reimburse me for the emergency call stating I had to use their plumber, even after I said only one was willing to come out during the snow emergency. When the warrantee supervisor came out, he said there was no risk of mold and they'd patch the wall. Even though water caused the drywall to partially collapse, he tried to tell me there was no mold risk. I also mentioned what the other plumber said about the piping and the warrantee supervisor responded by saying "I've seen worse". Really?!?! I was then promised they'd send someone to fix the wall this was in December, it's now May and still nothing. I've also reached out several times because there were many items outright not done in the house.

    Dryer vent wasn't installed neither was the piping, one if the HVAC vents in my bedroom wasn't connected. Cable boxes had no actual wiring in them and the house bib in the backyard was never installed, so I now have no way to water without an absurdly long daisy chain of hoses. I've reached out 5 times about that specific issue and still haven't had a response nor resolution. The house is only 6 months old and already there is creaking in the upstairs subfloor of 2 rooms. Doorknobs weren't tightened so they were loose and scratched a few doors. I had to go fixed them myself. Half the kitchen counters were not caulked, one of my bedroom lights flickers: which is an LED puck light, so that tells me loose wires. Parts of the floor downstairs are uneven and you can feel "peaks and valleys" in a few areas as you walk.

    My realtor has been amazing but she has commented multiple times that she has never seen a new build with this many problems and lack of resolution. I absolutely shudder to think what the wiring and piping looks like behind the walls where I can't see. At this point, I am pulling materials together to take legal action for both the shoddy workmanship as well as lack of holding up their end of the contract to warrant the home.

    In 40 years of home construction, I have never seen such poor workmanship. The inspectors passing this junk should be fired. If they won't perform their jobs correctly, then they are not protecting the public from losing their in investments. These ** workers they are hiring are coming into this line of work with little or no experience and are not being trained any different.

    As soon as I settled on my new home on 8/26/21 the nightmares began. My roof shingles was loose and my dining room wall was bulging as water was coming in the wall. My waterline in the basement was loose and dripping water and furnace did not want to come on. I been here for almost 9 months and it's almost something need repaired every week.

    The latest issue is my foundation on basement wall by the window is cracked and leaks water on my carpet from the rain and my dining room subfloor needs to be replaced because it buckled. Now Ryan's Homes has no problem with making these repairs so far, but as a ** man who is a veteran having new home built, I wonder if I would of never visit the site while my house was being built would I still had all these problems. I get the impression when the Ryan's Homes workers see who's buying the house they did crappy work finishing my house. My neighbors on opposite sides of me have no problems with their home.

    Closed on my new build home on March 18, 2021. Big rainstorm that night and the next morning had a large puddle in the middle of the family room. They eventually (2 weeks) fixed it but the poor workmanship throughout the entire home is evident from flooring, to roof, to windows and tile work in bathrooms. The contractors they use for warranty work are unreliable and untrustworthy. The issues are too long to list.

    The worst level of fit & finish I've ever experienced for a new home. Doors don't latch, openings move, drywall improperly installed, and cracking, worst casework I've seen, floors uneven, creaking; siding coming off; thermostats wired backward, trims came loose around garage door opening, the garage door windows leak; kitchen base cabinets pulled away from the wall; After 12 months your warranty is done, but the problems keep surfacing...If you have a choice of another builder I strongly recommend you chose them.

    We bought our brand new home in 2015 and received a huge binder on every appliance, the roof, the HVAC system, heating system, etc. The HVAC system has a 10 year warranty. Now 7 years later there is a coil in our upstairs A/C unit that has a hole in it and will cost over $3,000 to replace. The A/C company that Ryan Homes contracted with to handle these A/C warranty issues has informed us that the HVAC unit was NEVER registered, therefore the warranty expired after 5 years. We were never told by the project manager or anyone else at Ryan that we needed to register every single warrantied item in our house. This was such deception by Ryan Homes. I would NEVER recommend them to anyone if this is the way they get out of standing behind their home, appliance everything else they "warranty".

My home was built exactly as what I picked at the design center. I am excited and very pleased with the work on my new home.

    I bought my house in 2020, I couldn't wait until my house was finished getting built...but I had so many issues with it to the point I'm ready to sell it!!!! They didn't seal the holes, so I had every bug you could possibly think of in my house. Within a couple of months they had to come and fix the subfloor because all it did was creak when you walked on it. Now...after my year warranty is up, I have 3 cracks in my drywall so far from what I've seen. 2 on the wall and one on the ceiling. My 2 bedrooms when you walked on it creaks so bad that it sounds like you're about to fall through it.

    My laundry room, you can tell where the floor is going down because where they caulk the floor to the base boards, it's not even connected. You can push on the floor and it goes. I called them and they said you should've called before your warranty up!!!! Well all this happened after and I think it's ** that now I have to put money into fixing this when a house not even 2 years old is already falling apart. I let them know that their work is poorly done and I see why everyone is selling their house within a year of buying it!!!! I will NEVER buy another Ryan Home again!!!

    Ryan Homes is spam, the worst ever!!!! you pay a lot of money for garbage. Not only low quality but also the cheapest and lowest quality ever, you can buy them from dollar store. Their Handymen unprofessional, unexperienced, they do a horrible job ever, my little son can paint better than them. Windows are leaking air, window manufacturer is not responsible for anything, they blame Ryan's and Ryan's blame them. Ryan can't solve any problems, flooring uneven, paint are horrible, doors are empty inside and plastic, driveway cracking, oven, dishwasher and microwave are cheap as well, poor management and their supervisors and managers are useless, they know only this statement "No, that can't be fixed" even during one year warranty.

    I give you an advice that worth millions, wished someone opened his mouth and spoke up before like I just did. Our whole community is not happy with Ryan Homes at all, and some of them like me, are still fighting Ryan's. Don't make Ryan's fool you with their beautiful sample house. I bought a new house because we don't want to do maintenance for the next 5 years, we were wrong, Ryan's houses you will do that from the first month. I will sell this house and never looking for a new houses. We got enough. I want to warn you all.

    I was excited and interested in the new single home at Ashbourne Meadows Montgomery PA. I meet with the sale representative a couple of times, on 11/26/2021, I was contacted by the sale representative about the Black Friday special the company was having. 20,000$ of the original price. I meet with him on 11/29/2021, after going through some details I realized the down payment remains the same, I explain to the representative am not sure I really want to go ahead with the purchase. I need to think it over, he said the sale price is for that day only and if I don't make a down payment the price will go back up the next day. The down payment was 30,000$.

    I explain, "Am not ready to put all this money down and am not sure," he said, "Ok. What about 10,000$," still was little bit hestitant, he said, "Put down 5000$." I said, "If I change my mind would I get my money back." He said, "To me since you not sure and I really don't want you to miss out on this deal. Am going to give up to 12/16/2021 to pay the balance," he make it clear, "If you don't cancelled before 12/ 16 you will have to pay the balance but if you cancelled before you going get your 5000$ back."

    On 12/11/2021 I call. Didn't get any answer. I text him to inform him that I am cancelling. He answer and said he was sorry and what was the reason and he on a family emergency and he going to connect me once he back in the office. A couple of days go by no calls, no text, I call. I text. No answer, my next call and message I received was from a whole other representative that I never meet, telling me he is my sale representative because the other guy no longer works for Ryan's home, now all of a certain difference representative, every one saying something different and no know or wants to know what was the deal made between the first representative and I. Am very frustrated and disappointed. I need this to be resolved. KV

    I recently purchased a town house at high point, Downingtown, PA. What was selected before construction was not delivered. I happened to inspect the house to find that out and had to constantly ask for updates for them to fix it. I was ultimately fixed only on the day of delivery. Most of the power outlets in the house aren’t working including the ones behind the washer and dryer. If you are purchasing at Highpoint please be on top of things. Satisfied with NVR. Ryan Homes was a disappointment.

    I would never buy a Ryan Homes again. They waited until my warranty expire to tell me they can resolve an issue. On top of that they hire illegals. Pay them minimum wage. Of course they won't do a good job. I wooden floor was incomplete, carpet wasn't properly done and dry wall keeps cracking.

    I recently purchased a Ryan home at Legacy at East Greenwich in Clarksboro NJ. I have two problems with the property one of which I believe is finally resolved and the other will be a never ending nightmare. The house itself I am relatively happy with. It is the lot and the sprinkler system. Let me start with the never ending nightmare.

    I was the first person to buy a lot in phase two and I could have bought any lot. Privacy is important to me and I was reluctant to move into a 55 plus community, with the small lots and the horror stories I’ve heard about restrictive HOA’s dictating what you could do on your own land etc. I was shown one lot which had extra open space in the rear as the street behind curved away connecting to an adjacent community and there was a wooded area on one side with no neighbor. I asked several times if anything was going there. I was told that it was considered wet lands and nothing could be done with it and the open space would just be planted with grass. Just what I was looking for, add a patio etc. and sit back and relax and watch the sunsets in privacy.

    I put down an extra 10K for this lot as this was so important to me and was assured several times I would have my privacy. Two days after closing I was getting the house ready for move in and I kept seeing people from the adjacent community standing less than twenty feet from my windows, talking on their cell phone, walking their dogs etc. I just thought they must not realize I had moved in. A few days later I. was standing outside and two people came through the brush and started to walk toward me. I thought to myself that takes some guts, but politely asked if they thought there was a walkway there. That’s when I got the shock of my life. They informed me that is what their community got for allowing my community to connect their streets. (Even though this was on my communities land)

    I immediately started called everyone at Ryan, My two sales people, the site manager, the site engineer via the site manager. All said there is nothing going there, that it was wetlands etc. and they would put up signage etc. Sales called me and vehemently denied anything was going there. I quote “Those people are wrong. No walkway is going there” A few hours after that phone call; the site manger came and told me it was on the plans, but just looked like two more swale lines (unlabeled) and I signed it. Apparently he was just elected to give me the bad news and never heard from anyone else.

    I contacted a lawyer, (divorce lawyer/ reviewed sales contract etc., bad choice in retrospect) Long story short he was more than useless. Ryan’s corporate legal department said, if it was not in writing they were not liable for anything their employees had told me. In a rather terse email I was CC’d in on they said: If I wanted privacy to buy a fence they were allowed; so another 10K to get “some “privacy. I was hoping at the least Ryan would try to do the right thing for their customer, Pay for a fence, move the walkway a little further away, Refund my 10k, but absolutely nothing. I was told it was on the site plan in the office ( looked like a demarcation between the two communities) and I should have saw that, even though their two sales people who sat directly across from it for at least a year, were the one’s vehemently denying the walkway was there.

    Every day more and more people come through, mostly dog walkers from the adjacent community even though I was told by Ryan legal it was only for people in my development to take a shortcut to the as yet unbuilt community center. It would be impossible to stop them as the other end is 5 feet from the other community. I was also told there would be signage with rules of usage, but all signs have been taken down after completion of walkway. Just prior to construction, there was a small sign on each end that read proposed walkway and in small letters said for residents of Legacy of East Greenwich only, but has been taken down and not replaced. I dread next spring when warm weather returns.

    I did contact another law firm who specialized in real estate law and was told it would 10-15k to research, if I even had a case and I might not have a case, as most of these contracts have many clauses written in to protect themselves. Ryan knows this and it’s too cost prohibitive to file a case. I thank that law firm for being so honest and giving me this information. I know where I’ll go if I need legal assistance in the future.

    Secondly after receiving an $800 dollar water bill, I found out that I was leaking around 25 to 30 gallons of water an hour 24 hours a day out of the main supply to the sprinkler system. I had questioned the landscaping / sprinkler contractor when moving in. I had had water in the front which he said was just over watering and I asked him to look at standing water I had in the back with greatly reduced watering and consistent 90 plus degree heat. He refused. Ultimately he had to return after I produced a detailed hourly report from the last 90 days from the water department. Thankfully this got paid by Ryan after the site manager and Mayor stepped in. The Mayor sent the bill along with another resident‘s with the same issue to Ryan. If I would have sent it; they still would be laughing.

    Truthfully I feel extremely violated with no course of action. Every time I look out and see someone less than twenty feet from my window, my stomach turns in knots. If I may give some advice; never believe a Ryan employee; get it in writing. Better yet, never buy a Ryan home, as you never know what you may have missed.

    We just moved in a Ryan Homes build 55+ new home in Delaware on Oct.,2021. The house was built quickly within a few months even in current supply chain challenging environment. We chose Ryan Homes because a friend who has one built in Smyrna. They highly recommend Ryan homes for its quick built and excellent customer services. The Sale process is very supportive and very fast responses from our sale person, Christina **. She helps us to finalize the various options and help us several times update the build contract when we changed our mind. The build process is very efficient with the project manager. Joe **, keep us in loop with weekly progress reports and pictures. During and after the house completion, every time we email or called Joe with questions, will have an answer no later than a day.

    During the final walk through. Joe and his colleague patiently go through every feature of the house and address every question and concerns that we have. E.G. I am concern with the exposed nails in the unfinished part of basement and Ryan Homes cover every expose stud nails with protective foam to avoid rusty nail cut in the future. Also make many suggestions to help our transition more conveniently. (Like using temporary window blinds before our custom order blinds can be installed.)

    Ryan Homes also are up to date with the digital information for appliance warranty and user manual using scan codes, document in a thumb drive and contract signing using DocuSign online. After move in, we found a few minor electrical and plumbing issues which Joe came right away and start the home owner warranty repair process. Within a weekend, we got the electrician called us to come next day to fix the issues. We are happy with our new home. All the appliances are the latest one with latest advance features. We are sorry to hear other owners had many bad experiences from Ryan homes group in other States. We definitely will recommend the Ryan homes group in Delaware.

    My experience is near identical to a lot of the reviews here. The sales process was great and when my unit was being build the project manager Nick was great. That's where the good things ended. The lack of quality I was warned about by another builder and I was too naive to believe them at the time. Now I clearly see what they meant. Poor quality, poor customer service from my local warranty "manager", they don't stand behind their workmanship or lack thereof, multiple issues, etc. Being that I am in a townhome neighborhood us neighbors are noticing a trend of problems. HVAC problems, paint problems, outside bricks falling off, grout/caulking issues in showers. It's horrible...

    I will never purchase from Ryan Homes again. Lesson learned. For what you pay, the poor quality, lack of caring and headaches to fix things or get it handled through them is ridiculous. I'm now waiting for someone to call me back about two tickets that were marked "resolved" when in fact they were not. I can't imagine the amount of lawsuits this company has against them. If you are considering a Ryan Home, purchase with caution.

    WARNING to anyone considering purchasing a Ryan Home. We built in Penn township with a move-in date of June 2020 and were so excited for our new home and to be able to live in the Blackthorne community. The salesman was great to work with at first even though we were really disappointed about the lack of selections Ryan homes offered. As they progress on our house neared its end, we obviously wanted to see the inside and check in on everything… both the salesman and our project manager were not getting back to me about a visit and kept dodging my emails and texts so we drove up there and asked workers to let us see our home.

    When I walked inside, I was shocked to find out that our granite had giant black defects all over it, the wrong hardware was placed all throughout the home, walls were crooked and our stone fireplace had a light switch right on the front of the stone. Coincidentally, our “project manager” Mike, walked into the home as I was there and completely lost his mind that we had stopped by the house unannounced and had no answers as to why things were a mess and ASKED US TO LEAVE.

    Yes, things only got worse from there as you can imagine. On move in day we found even more defects with the house that Ryan Homes promised to fix but never did, I spent the entire next year putting in ticket after ticket and countless vacation days waiting for people to come repair various items in our home because everything kept breaking but nothing was ever resolved so eventually we were assigned a “regional manager” to our case, Tom, who gave us nothing but a runaround until our 1 year warranty was up.

    At that point we were totally defeated and we are now left to deal with a garage door that does not go up and down properly, sky high humidity levels in our home because the HVAC unit they put into these homes is too small for the square footage of the home, a broken dishwasher because the motor was no good, blinking lights in our master bedroom and master bath and trim that looks like a 10 year old painted and placed. At this point in October of 2021, Tom stopped answering any of my texts and phone calls, closed out all of our tickets and marked them as “resolved” and we are left with the choice of paying lawyer fees to get these issues resolved or paying to get all of these items fixed ourselves. Literally hell. I write this in hopes to save others from making the same mistake in purchasing one of these homes.

    My neighborhood is next to a working mine that dynamites up to twice per week. I didn't see it or hear about it from Ryan Homes at purchase or the many months during lockdown when about 12 people contacted me daily for credit/income/payment. Friday's blast put a crack in my foundation and created bulges. My timeline is plus 1 year and despite my sense of urgency, no one has returned my repair call. This does not even begin to convey the noise of the mine trucks that vibrate my walls during quiet hours. If I had not told every Ryan employee I met that I was buying the house for peace, you could say too bad. But I did, every conversation. The township told me they don't have a structural engineer. Really?

    As building continues, the company who owns the property only asked some existing owners if the builder could dynamite also. No notice on my end of the street. Concrete basements do not belong near blasting as my basement will show. In my one year of living here I have only spent money fixing and checking systems in the house to make sure Ryan's workmanship is not affecting our health. My advice, don't buy or sell a home without a lawyer.

    Ryan sells some beautiful homes. Our sales process was great. Had our home built in December 2020. After that everything fell apart. Warranty work is significantly delayed. We have been waiting for 10 months for them to touch up outside paint (blue tape is still there). The grading of the lawn was horrible, large dips, my wife twisted her ankle in one. The yard floods near the water meter. When we try abs have things addressed they say it’s the HOA, HOA says it’s Ryan. In the meantime it’s still their contractor who did the lawn and the lawn is full of holes. Many others have the same experience. They have fixed some warranty issues but still not all, like bowing out drywall. This is a company that won’t honor their lawn so don’t expect much. Oh and our project manager quit and the other doesn’t answer or return calls. If you can diy sure choose them, beautiful home design.

    Very ridiculous and bad experience with Rayan Homes, we having a big problem with roofing. After the rain all the water is going inside the house, water is dripping from ceiling, water in the room floor, water is going down the basement, Call to Hundred Time Rayan Homes Concern department for help/Fix of my house I just bought around six months in Rayan homes society, they never care after sell house, it’s been 6 month and first time no one come for fix even electricity short circuit due to water come from celling. We call 911 they help us but Rayan homes ignore that with poor response about calls, for happens, now its leakages starts second time again water coming from ceiling and my family is very upset, please let me know where we have to call or email of contact,.

    I have items from my 30 day walk that still has not been taken care of a year later. So does many of my neighbors. Yes, I reported it, yes, I opened a ticket, yes I called. The paint is cheap we all know that, the tile is cheap as it's peeling and chipping at the corners. Glue and grout stains throughout. I would NEVER build or recommend a Ryan's home to any of my family or friends, that's for sure.

    I am close to my two year “loss of warranty,” timeframe and my hvac won’t work. It happens to be the heat of summer. The hvac company blames “me,” and a “schedule.” After they address it is still doesn’t work. Sobieski is the hvac company. Both corporations should prioritize service rather than new business.

    Ryan Homes built our Lee's Parke, Fredericksburg, VA Bramante one level finished basement 3/2020. You can no longer build a home in this community for under $500,000. These are just a few of the many issues that we have/had in our home: Multiple cracks in foundation hidden behind the installation (may not be caused by shrinkage but by a county code required bolt). Cracks at back door frame, front step and at garage door, Electrical circuits mis-wired to include Hot water heater not placed on single circuits, 10 Interior 2 exterior lights uncentered in ceiling, Humps in drywall, Visible seams in walls and truss in ceilings, deck railings two different sizes, defective carpet throughout entire home (replaced with a thinner carpet and refuse to remove the excess carpet on the role. Left in our garage).

    We were not compensated for having to remove 75 gallons of water from the fish tank in order for them to replace the defective carpet, missing electrical outlet (their charge for adding one $350) and saw nothing wrong with not putting the missing one in, Wavy tray ceiling (refuse to complete repairs), Broken truss, Defective stove, Interior doors have a gap approx. 1 3/4 wide. Doors are not hung in the model and we were never told they would be larger than industry standards. Tommy ** explained the large gap under the doors as a one size fit all to accommodate tile flooring. These gaps lead to no privacy due to lights and sounds and no way to keep draft out, because standard product doesn’t fit. Erosion/Grading issues and Outside water septic leak from the knob.

    Sunken/Roller Coaster/Floating floors - (Brett Sechler, Vice President came to my home on 2 occasions and never introduced himself or that he is the VP). Brett had Tommy ** to measure in two places (patio door and front door) just the immediate area where the floating floors (Jim **) begins, never measuring from the highest point to the lowest point in the room. After measuring Brett said, "by looking at it, you wouldn't think it would be within tolerance". That statement alone tells you how bad it looks and yet Brett refused to have the floors repaired. Then on 12/23/2020, Brett sends me a threatening letter stating that they didn’t have to complete the warranty work without any explanation and falsely accusing me of trespassing.

    I reported the issues with the floor long before the 1 yr. warranty expired 03/09/2021. To date 8/23/2021 Ryan Homes states that the floor issues, and unfinished repairs are now outside the 1yr. warranty and refuses to repair. It is my experience that Ryan Homes practices match what I was told by warranty worker, Tommy ** to be Ryan Homes motto: "We are a financial company selling homes and the homes are just the postcard.” We are experiencing that statement firsthand daily; Ryan Homes Builder/NVR care more about their bottom line than the quality home they advertise they will build or the customer.

    In some cases you are promised $5000.00 for using the builder’s lender. However, items such as a credit report is billed at $100.00 when a competitor price is $19.00. Read that again, 5X higher! Or when lender charges an origination fee that wipe out your earnest money and competitors charges $0. Did they really give you $5000.00? Five thousand dollars is on the credit line but recouped in the excess cost of itemized fees. This practice along with a higher interest rate is only part of the big financial gain at the consumer’s expense. Don't take my word for it, read and compare your financial documents from NVR and other lenders with a fine-tooth comb! Buyer Beware!

    Clearly everyone's experience is going to be different. Everyone's standards are different. Space in the home I like but I literally am placing a warranty request at least weekly if not twice a week and I have not been in the home a full 2 months. Starting outside the yard is terrible. The sod laid I'm sure wasn't watered properly before I moved in. I feel like I am just wasting water. I know how often, how long to water my father taught me well. The grass is just dead.

    Dried paint on floors and appliances. Drywall errors (some yes that I missed on my walkthrough) but hey I walked through myself, not easy to take it all in. Loose flooring. In the bathroom's cabinet vanity panels near the floors are damaged. I care about things like that. And a brand new home should have these issues. But as I stated I will just keep submitting warranty requests til things are as they should be. They are prompt about coming out so far when I have submitted requests. But again this home is brand new. I should not be submitting the requests I'm submitting.

    The sales person and the construction manager were both excellent. I'm generally happy with my house. But...when the neighborhood was complete, they left a lot of construction debris and unsodded empty space in the common areas, making the neighborhood look trashy. Repeated attempts to have someone come back to clean up the mess have gone ignored. So if you plan to build in a Ryan neighborhood, pester them to death during the building process to avoid them just riding off into the sunset when the final house is occupied, without finishing up all their work.

    Unfortunately, I didn't read any reviews before I signed a purchase contract with Ryan Homes. In fact, they care more about the quantity of homes being built than the quality, their building managers are negligent, they never listen to their clients when there are errors that need fixing, they give false information, they mislead their clients, they don't follow up with their subcontractors on time, and they just want to finish the house regardless of quality. Moreover, if the buyers do not check the quality of their homes themselves and follow up, the building’s managers will pass all errors on even if they know the quality of the materials and craftsmanship are poor. I have a lot of disagreements with them because there are a lot of issues with framing, insulation, HVAC, and other issues to come...

    I have a great concern that the house is not safe to live in with my family, and there will be many bad issues that I need to deal & live with later, so be careful and read many reviews before you sign a purchase contract with them... You may regret it like me.

    Honestly where do I even begin, from the in house plumbing to the sprinklers, all horribly done and rushed and quite frankly didn't stand the test of time (6 years). The latest problem I'm facing is the HVAC system, all of a sudden the system stops blowing cold air and it's 90 degrees or more for 2 weeks now. I go downstairs to look at the system and I'm shocked to see water everywhere from the system the whole carpet and stairs is ruined and there's mold everywhere from the system.

    I called another company to take a look and they informed me Ryan homes did a shabby job (no surprise here). They installed one system and a smaller one at that, while we have two climate controls with just one system. We've called and complained yet they keep jerking us around asking us for more details and won't Send their people out to take a look at the crap job they've done, I can't spend time at home cause it's 87 inside the house. The house may look great from outside and a great neighborhood, but the build quality is just horrendous. BEWARE. YOU'VE BEEN WARNED.

    We just took ownership of our brand new townhouse the end of March. We just tried our AC for the first time on Friday evening and woke up Saturday morning to realize our outdoor unit was not working. We called the HVAC company that installed it to be told that they could not get to it till Monday because it was not an emergency. It was 90 degrees Saturday and Sunday and 90 in our house. I found out Sunday that my next door neighbor has the same issue. This is unbelievable that a brand new townhouse has a non working outdoor unit. I wish I had did my homework and look into Ryan Homes reviews because I would have never bought from them. Their workmanship of the walls being crooked and painted all the walls with flat paint is crap.

    Where to begin- after 14 months- 5 calls for a/c failure; holes appearing in Sheetrock. Yard finished after 1 year under threat of lawsuits. Carpet disintegrating; laminated floor popping up. My opinion- 3 things you won’t find in dealing with Ryan- quality, craftsmen or ethical people.

    Built one in my neighborhood. It’s a generic four-and-door, looks like it was built by a down-market builder. Might as well have gone with Domain—they would have paid much less for the same aesthetic. We are horrified they’re building additional spec homes in our neighborhood.

    My home is under 3 years old. The shingles flew off on a windy day. Ryan Homes said the shingles are only covered for one year. They referred me to the contractor that did the shingle work. Bernat Contractors is the contractor. After several attempts to reach him. We made an appointment. He didn't show up and didn't call. After several more attempts to contact him, we made another appointment. The same thing happened. I will have to go through my homeowner's insurance or sue to get satisfaction.

    I highly recommend chatting with someone who’s purchased from Ryan Homes before making you leave choice. I guarantee they will express their dissatisfaction. They do a good job during the buying process with keeping you updated... But once you move in you see how poorly constructed the home is. The contractors are lazy and careless and looks like a 3rd grader's work. I expressed my concern to Ryan Homes and asked for a call a couple weeks ago - have not heard from them. I would never buy from Ryan Homes again and would not recommend anyone to. Go work with a builder who takes pride in their work.

    The worst quality! They lie to you at your home inspection after your house is complete. You point out all the shortcuts and sloppy work and they say that they will take care of it at your 1 year warranty and pressure you to sign off on a $700k house. Then when one year comes around, they send out a nice young man who I guess is supposed to win you over with his charm who says they will fix everything on your list. They pick and choose about 25% of your list you submit. They have painters in and out of your house for 5 weeks. The painters tell you to give them a container and they pour paint in it and tell you to complete the job yourself. I have cracks in my porch that I submitted to them and they refuse to fix it.

    My automatic garage door doesn’t work and they were supposed to send out a garage specialist promised two month ago. Promised they would fix the grading around the house and Ryan Homes just disappears and conveniently you are not able to get in touch with them. No returned phone calls, texts, or emails. You fill out their survey they send you about how horrible their work is and Ryan Homes will not contact you or follow up on the disappointment you have with their company. They obviously don’t care. They got your $700k already.

    Again, they pick what they feel like fixing and don’t even do a quality job at that. I have patches on my walls that they didn’t even paint after they did it. I guess they expect me to do it with they paint they poured in an empty cashew container I had. Then when you contact them to see what is going on and when they plan on completing the job, they completely ignore you. I don’t know how this company stays in business. All my neighbors have had similar experiences and are telling their friends to stay away from Ryan Homes. Warning: please stay far away from this company. I hear that there are quality builders that stand behind their houses. Ryan homes is not one of those builders!

    Daughter went to purchase a home in Cincinnati (Kline Station). After getting quotes on the house on Thursday. On Friday she told the Salesperson that she wanted to write a contract on the house on Sunday and would be there at the agreed time at 1 pm. When we got there. the sales agent told her there was a price increase on Saturday and that the price went up 3000. They would not honor the quoted price on Thursday. The most irritating part is they never informed her until we show up on Sunday. I told her, this is not the a company you ever want to buy a house from. Totally unprofessional.

    After 4 years in our townhouse the seams in all the rooms are separating and the paint is crumbling at the seams from the ceiling and walls and around the doors. Cracks around the baseboards and above the doors are deep enough to put a credit card through. The screws and nails are popping out. One wall in the kitchen is bowed inward and the baseboard is a quarter inch away from the wall which they packed with caulk. The paint was not primed in all the rooms and is crumbling. The doors don't close properly and stick. The wood floor is already buckling at the seams. We are now paying thousands to have things fixed. Ryan Homes sells homes because they have a beautiful design but hire unskilled workers with a time limit to building the homes and do not invest in quality materials so they can make more money.

    We built our home with Ryan Homes and have had good and bad experiences. The good is that when we called for something under the warranty, it was fixed in a timely manner. The bad is the things are the maintenance of the subdivision. They sell you on a maintenance free lifestyle. That’s just untrue. They don’t clear the sidewalks from snow, building debris, mud from homes being built, the builders throw drink bottles everywhere during building and do not pick up or provide consistent lawn care. Only the models get cared for under a different contract while using the community HOA fees. They sell you things that are not going to happen. Be thorough if you buy a Ryan home. Get EVERYTHING in writing. Our home is very nice in style but the closing date was delayed by over a month and that was with me constantly calling. You have to stay on top of every detail or they forget it. In the end, I probably would not buy a Ryan home. But, I’m here now.

    When purchasing our home from Ryan Homes of Heritage Shores in DE, we toured the model home and many other homes in the community. Every home we looked at had 9 foot ceilings. We signed the contract and the home was built, Well the home has an 8 foot ceiling. Out of the 650-700 houses in our community, mine and my neighbor's house have 9 foot ceilings. This feature will make our house very undesirable for resale in this community. Our house was the last Ryan home built here. The developer parted ways with Ryan Homes as our house was being built. Why they short changed our home is beyond me.

    Just learned that Ryan Home builders are paying less than 1% to Brokers representing Buyers. Brokers are like your guard, attorney like in representing buyers and negotiating and making sure you get good products and price. When they cut broker's fee, they basically want you to avoid using a broker and go direct and they want broker who will not want to spend time and effort covering your bases. If they have cut broker fees which is usually around 2.5%, imagine what else corner cutting has been done that you cant see!!! Do you really want to find out the hard way? Just know, You have other better choices. Don't get desperate.!

    Purchased a raised ranch Ryan Home 6 years ago and every update and repair has uncovered terrible craftsmanship. The bathroom vent was just vented into the attic filling the attic with mold. Cheap plastic tub surround was removed for tiling and exposed plain dry wall around the tub area with no waterproofing. When removing the drywall the seams were not even on center and left over floor molding was used as a backer (explained why the dry wall was cracking at all the seams.). It also exposed a shattered sewer vent pipe that was broken during the construction process. 5 doorways within the house are out of plumb and square and will not latch. 2 of them are 3/4 - 1 inch out of square. The ceiling is vaulted and has a crack running down the length of the house and continues down the wall.

    In our hallway the ceiling drywall has dimples where every screw has been placed making me believe the house is shifting and has a major structural issue. The floor is also loose underneath the carpeting like it is missing nails or separating from the structure. We attempted to do some backyard landscaping and I'm amazed grass even grows. The fill the home is built on is large rocks, concrete waste, gravel and some dirt. Digging a 1 foot hole was almost impossible, and probably explains why the home is shifting and foundation is cracking. Currently looking to sell.

    We bought a three year old townhouse that showed nicely. Had a home inspection where mostly cosmetic issues were uncovered. Once we moved in started painting and doing a few things to our taste, we found horrible finishwork. Walls had bumps, bulges and cracks. There were gaps below most of the window moulding where the drywall did not meet moulding. We retiled our shower and found the framing was warped and nothing was square. Tiling to the ceiling was a treat as the ceiling dipped up and down over an inch required a lot of shaving on the last tiles.

    So many more but here is the best at the end of the summer, we started to see fungus appear on the first floor ceiling. It wiped away and many neighbors said they just use a dehumidifier. I was determined to find the issue, opened the ceiling today and found that the ductwork was all rusted and the back of the drywall was moldy and a repair had been attempted from Ryan Homes while under warranty. Where a 2'x2' piece was cut out and replaced attached by 2 pieces of baseboard on the backside. I am hoping I can add pictures.

    I was very happy when I initially signed with Ryan Homes and the feeling that I am going to own a house of my choice. But it turned out to be very disappointing from day one, they started constructing my house. I signed in early Feb 2020 with them paying 5% down and they said it's going to be ready by Dec 2020. But actual closing is happening in March 2021 which was OK to me because of the pandemic.

    There are certain things which Ryan needs to work on customer service. In my case, the sales representative did not clearly explain the layout by showing the layout and structure plan of the lot. They shared the layout after I signed the agreement after multiple requests. They explained one, and at the time of construction the layout of the lot was different to my surprise. Instead of multiple requests they did not care to come and explain the layout at the lot in time until they start the construction. If they did, at least I would know how my house is going to look like and the placement of it and to go with the agreement or not. The communication was not very much responsive and not in time when needed. Even the Ryan's customer care service was not responsive. I explained them about my situation and concerns in their survey but no response from them yet.

    My lot being the last one there were not much options available with selections. I had to go with whatever they had. I felt that it's being the last lot in this community at this point, they are not giving much attention to my concerns. There are certain things which I wanted to my home, keeping my kids in mind, which I wish had the choice but they did not provide. They did not clearly explain about some facts and you will be surprised when you see them. I am really disappointed with their service. Ryan needs to work on making their customers happy. These are my opinions based on my experience so far as the closing is not done yet.

    I bought a Ryan Home in 2018. I'm the second owner and it's in over 55 community. Ryan ships in all materials and just assembles them like a new toy or puzzle. My home was built in 2013 was under $300 K when new. It's only ok - a huge difference from a Toll Brother home which are much better and maybe 50-100% more expensive than mine. Yes, it is definitely you only get what you pay for. However, my home was built with many upgrades and maybe this why I bought it. This appears to make a big difference since some of the other Ryan homes that did not have the upgrades that mine has. I do not think I would buy another Ryan home.

    I had a bad experience with Ryan Homes, We did closing today, after closing, me & my husband walked through the house, it wasn't clean, my entire floor ls left off with the dirt. Their cleaning crew is not professional, even their painter is not professional too. We've realized that they haven't clean our front porch & also our driveway is leftover with dirt & red mud. When I called my project manager to bring the cleaning crew back to clean my house, he said that it's not in our project. They haven't clean the house with pressure washer.

    They lied about the sqft of home, it was short by -~300 sqft. Lied to mortgage apparaiser about the size of home as well. Home is not Ada compliant with handrails. Submitted multiple requests to complete seeding the lot, haven’t heard back.

    Honestly I heard all the rumors myself about Ryan Homes before I decided to build a Ryan Home and I was skeptical as well. It seemed like everyone I knew was telling me “don’t use Ryan homes they’re so cheap and not worth the price!” But honestly I’ve had nothing but a good experience with them. I can definitely tell that some of the materials they used aren’t top quality. Like the paint. I’m annoyed that I do have to repaint a lot because the paint used is cheap and shows scratches easily. it’s also matte paint which I absolutely hate. But otherwise all the other rumors have been wrong for us. People told us that if we have any issues with the home after we move in that they’ll never come and fix it like they’re supposed to.

    Definitely not the case for us. The first couple days we moved in I noticed a sewer smell in the basement. I called and complained about it. They came the same day to fix it. About a week later the smell came back again. So we called again. The next day they had someone out who said our bolts were actually really loose so they tightened them and we haven’t had an issue since. We also had an issue with a toilet that wasn’t flushing right anymore after about 2 months. Again a guy came the next day to work on it. He couldn’t fix the problem so he actually replaced the whole toilet that same day. Our site manager was a great very friendly guy who always kept us up to date on our house and let us come and tour whenever we wanted when it was being built. I’m sure some people had legit issues but just know that’s not everyone’s experience. Or else they probably wouldn’t be in business anymore.

    We came in to buy a home at Ryan in Delaware. We were lied to about so many things, and didn't find out until after we moved in. We are absolutely disgusted, so just be careful before you sign on the dotted lines. They will tell you what you want to hear, and you'll get into your home and find out things are much different!

    I wouldn't rely heavily on bad testimonials for a companies reputation. This builders has sold, built, and closed thousands of homes. A few of those thousands of homes have legitimate beefs but the ones who are happy, you don't hear from. The Happy owners outweigh those who aren't happy. I myself bought and have found it to be a nice, comfortable home. They had great options. Our Project manager Dave was excellent. Our neighborhood is really great! I'm in RE for over 25 years. I look for quality of product, easy financing, etc. It was all pretty easy. We have been in our home for 1 year now. Still happy with our decision.

    This is my first home and I would like to give 5 stars to my salesperson 'Christine **'. She was very helpful and detailed. Even few things I missed and I requested her to change after sometime and she did for me and I really appreciate her. Now coming to Ryan construction it's really good so far and they finished the project on time. Giving 4 star because I feel the quality of material should be upgraded little bit specially doors are pretty low qualities...Rest all looks good and I recommend lots of my friend in this community.

    I bought my home in 2018 and the house was built in 2005. I have lived there for almost 2 years and had a flooding each year. Once was from, what we believe, the toilet but was never confirmed. I had to pay for the deductible and the insurance paid for the repairs. The second time, apparently the sump pump could not keep up with the rain. I found it weird because it has rained harder before and had no issues. The repairs contractor told me a few of the Ryan Homes have been having the same issues. I heard the same thing from a friend of mine who works with remodeling homes. Just avoid a Ryan Home. I will tell everyone now that if it is a Ryan Home, do not purchase it.

    Please, please, stay away from Ryan Homes. They use cheap parts and cut corners which will cost you money much sooner than later. Invest in other builders like D.R. Horton, e. This is our 2nd house with ryan. In the 1st home, they left out an important structural beam and had to install it after the house built. In the 2nd home, our bathroom is becoming moldy. Ryan didn't install the proper size ventilation fan and didn't line or use the correct sheetrock behind our shower walls. the gas pipe behind the stove is copper instead of a hard pipe so now it has a kink in from the stove being up against it and this is causing concern for us. We moved in 2019, had a problem with the AC. Had to spend money to have the outside unit repaired and was told that the unit was a 2017 model. PLEASE PUT THEM OUT OF BUSINESS! STAY AWAY, FAR AWAY.

    The WR salesperson promised me a pool would be included in my new mortgage. To make a long story short it wasn’t. She lied to me. We get close to closing and there’s no pool. She enticed me to buy the house and did not live up to her word. She promised me if there wasn’t a pool she would get my money back. Let this be a lesson to people that want to buy a house without an agent. This salesperson took advantage of me not having an agent. She lied and kept my money. I have emails and witnesses to back up my story and WR still refuses to refund my money. Stay away from those crooked businesses!!

    Ryan Homes does a lot to get you in the door, to build excitement, and BEFORE you close are very helpful and easy to deal with... but once you sign, you are a nobody. Houses are poorly built. They use the cheapest labor, cheapest material, to maximize profit. All of the sub contractors they use are probably the lowest bidder, which shows in the quality. Landscaping company is a disgrace. My "starter" lawn was not installed at presettlement walk through and "installed" weeks later. They do not use topsoil as that's all stripped and sold off. Smooth over rock and weed "fill dirt" and just spray inadequate amounts of seed. No top soil, no fertilizer, no raking in seed...nothing.

    After pointing out to project team, I get nowhere. 3 months of $400 water and sewage bills, $500 in seed and treatments... its nothing but bare spots and weeds. When asked warranty manager about documentation I get nothing. They have no documentation, no quality assurance, no checks and balance.. ZERO proof the lawn was properly installed. They can not even produce policies, procedures, or minimum standards of the landscaping company to prove they are properly doing their job.

    I told warranty manager that I want to redo the lawn and can get $140 in topsoil.. He said, to my face "I will give you $140 just to shut up, but you are the type of person to go on Facebook and blast us, so why should I help you?" I asked for a second opinion and to escalate to higher manager... I was told, again to my face "No". I said please give me the name on contact of your manager "I'm not doing that, no way.. If I feel like it I will email him but he won't talk to you". Third time I say, to be clear I am a paying customer and I am politely asking for your manager's name and/or contact information and you are not going to give me it? Warranty Manager "Nope". Glad to spend $300,000 to be treated like this. Buyer beware.

    Our home was built in 2012. 6 yrs later my roof is leaking because they did not put drip edge down at the edge of the roof to prevent water from the gutters from sloshing back onto the fascia/wood part of the roof. Eventually the water leaks into the home onto the drywall. Unfortunately they can get away with this because the state of Virginia and other states have their own code which they adapt as they see fit from the National Code. Your roof should last 15-20yrs. This should not be an issue at 6yrs. Also, if you ever have problems with your home after the warranty period has passed and it's clearly Ryan home's fault to begin with you will be met with a lot of resistance and attitude. Bottom line: find another builder and save yourself the expenses you will incur sooner as opposed to later due to their poor quality. I will never have another Ryan home not just because of the roofing issue but because my neighbors have had numerous other problems as well.

    My review. Essentially they only care about new clients, not the people who have already purchased a home and our currently paying HOA fees. They also will not allow solar panels because they are afraid it will hurt new home sales. They also lie as to when the residents will take over the HOA. Last but not least as proven in the video below, they do not maintain their public areas very well and have a poor house build.

    We knew when purchasing a Ryan Home we’d be buying a home full of basic and poor quality material. We figured this is our forever home. We will do updates when needed with quality products of our choosing. Custom building was not an option. Well we didn’t realize that the actual construction work would be of such extremely poor quality.

    It all started when I used my half bath for the first time and noticed my pedestal sink was extremely crooked. We’ve since had to deal with non working doors and windows (internal AND external doors), a leaky shower, a garage door falling in on my husband, walls that are so bowed and not square that pictures don’t lay straight, issues with our yard coming in, unlevel concrete work, cracked tub, contractors who drive or walk through our yard like we don’t even live here (including tearing up our yard to work on a house next door). We had a drain put in AFTER committing to the lot that we weren’t told about which takes up a large corner of our yard between the drain itself and the grading to it. They didn’t uncover this drain so it wasn’t even functional leading to our yard flooding and grass washing away. Their solution to that was to drop off a small bag of grass seed for us to make the necessary repairs.

    I’ve been screamed at in front of my daughter twice by their contractors. The salesmen inaccurately gave us information regarding the HOA. The service manager is extremely condescending. When we had an issue with one of our windows not locking. He actually had nerve enough to ask if he needed to come over and show me how to close my window properly. Ummm no thanks. I know how to shut a window. When repairs are needed it takes forever to get them taken care of with multiple calls to follow up. Our vinyl floor has already torn in 2 places in less than a year. We are not hard on our things at all but the floor is basically paper. The only thing I love about the house? The layout.

    I’m originally from Alabama, moved here for work about two years ago. Of course I’ve been looking for a home for months. I was getting very disappointed with older home layouts, no open floor plan, no storage, needing kitchen upgraded etc. Then I met Bridget and Doug of Ryan homes. They are simply the best! Taking their time explaining, giving me options for a new nearly custom build. Nothing like picking what you want from cabinets, railing, floors, doors etc. Most important they wanted me to be happy as a customer with my investment.     I've purchased 2 Ryan Homes in the last 9 years. Both are located in Maryland. I've had nothing but positive experience with Ryan Homes. I found their warranty, new home construction and people find to deal with, with the exception of sales. We've had to change sales agents because the first one was not fulfilling our wishes. After the sales process, everything was fine. Ryan Homes project managers are truly exceptional. One needs to always keep in mind that they are part of a large corporation, so everyone has a boss. Did we run into problems, yes. But the difference between Ryan home and other new home builders are they're at a work with you to satisfactorily resolved the issue. Did we get everything we want, no. But, in the end everything worked out just fine.

    I think they are reasonable, Fair and people with integrity that keep their commitments and fulfill their contracts. They are in mine but I have over 30 years experience in business, with contracts and managing large projects. So my opinion and view is different than most everyone else you will read about. It's because I am not an average homeowner. Behind delivers excellent value and builds a home with integrity and stands behind their product. If they make a mistake, they correct it. What more could a consumer ask for? Nothing in my view.

    There are in line that these homes are built by people and people are human. To become truly exceptional Ryan Homes would have to spend a fair amount of money more on their products and finishes oh, but that's not what Ryan Homes builds. They build for the middle class American. If you want a custom home from a private and custom home builder, Ryan Homes is not the one. But if you're a middle-class American looking for a well-built home oh, Ryan Homes beats all the competition in my estimation. Great job Ryan Homes!

    We decided to purchase a house from Ryan Homes in Florida. I was very excited to build my very first house and customize it to our tastes. We started in September of 2019 with putting a deposit. We were told that the house would be completed by March of 2020. The mortgage process with NVR was HORRIBLE! There were so many things that we had to send them document wise to get even a conditional approval. We did get it.

    Covid-19 happened and my partner was furloughed from his job because of it. We tried in vain to find him another job because we knew he wasn't going to be called back to that previous employer due to the nature of the business they provide and was gravely affected by the Covid-19 situation. So we were told that we had to provide them additional documentation and we did so. I get a call from our Salesperson telling us that Ryan Homes had rescinded our contract and I was like What? We just sent paperwork to NVR to re-evaluate for the loan approval.

    So a few days later I get a call from her manager stating that they rescinded the contract and they would be sending us a letter via email stating so. Fortunately for us they returned our downpayment which was substantial. I then asked our salesperson if she would call and let us know when the house was going on the market as we had figured out another way to still purchase the house. The house was on the market less than 24 hours and had a deposit on it and going into contract the very next day. I thought the salesperson was truly genuine and wanted us to have the house but she failed to call us and we saw our dream go down the drain. The house didn't even have a "For Sale" sign on it because we know someone that lives in that community and they told us so.

    I guess at the end of the day it's all about the money. Needless to say I am very upset and sickened because they were showing the house before we even knew they broke the contract with us which I find shady. Thank you Ryan Homes for showing us how you truly are. You know how they say the best advertising is word of mouth? I would never recommend them to anyone ever!

    I cannot say enough good about Ryan in Delaware. Back in September, we started looking at various communities/contractors for our next home. After much research, inquired what and many meetings we chose a Ryan Homes. Best decision we made. The staff are professional. Knowledgable, courteous, and welcoming. Both our Sales Director - Jen and Project Construction Managers Brad and Matt were/are “straight shooters”. We could not of had a better experience

    Any issues/questions we had were promptly handled. Ryan Homes has and continues to make the experience fun and stress-free. We have now been in our home a while and Ryan has gone above and beyond in their commitment to workmanship. The layout, quality, and workmanship is terrific. We and others in our community have had no issues In Ryan standing behind their homes. I do not know what’s going on in other parts of the country but here in Delaware Ryan’s reputation is top-notch. We could not be happier with the quality and experience. Thank you to Brad, Alex, Jen, Matt and the Ryan Team. Highly recommend Ryan Homes.

    Think twice If you are buying a Ryan Home please don't. They are really bad built. We are having a lot of issues with our house and the problems come after they 1 year warranty expires. The master bathroom is leaking, the kitchen island is cracked. The driveway and the cement in the patio are cracking and sinking and they just told us we have to deal with it ourselves. They have shakes when you walk on the second floor. Our house is in the Mills al Rocky River in Harrisburg NC. The house was built in 2018 and it worst house ever.

    I bought a 9 year old Ryan's Home in Mullica Hill New Jersey. It's a disgrace how they cut corners everywhere. It’s basically 4 walls and siding. Cheapest materials, cheapest toilets, cheapest fixtures, electrical work should NEVER have passed inspection. Buyer beware—avoid this builder.

    We had to do many upgrades to our house because of poor quality and workmanship. We called Ryan Homes several times about flooring, recess lighting issues, and landscaping (grading). We ended up replacing our floors only being in our house year and half. The contractor ripped up the floors and there was dirt and wood chips under our floor. Ryan Homes never cleaned before laying down the flooring. Also, when my contractor removed our toilet to do our new floor the toilet was screwed in with plastic parts. My new floor would have normally take 2 days to complete but it took a week because of my contractor cleaning and correcting Ryan Homes issues.

    Now, we have been in our house 2 years and have to replace roof. All the shingles are coming off my house and shingles are now lifting up. We called Ryan Homes and their answer is that it's out of warranty. No one should have to replace their roof on a brand new house after 2 years. The best thing is that 5 houses on our block are now replacing their roofs. There is a lot of cheap and poor quality through our house. I would never buy a house through Ryan Homes ever again. I can go on and on about my issues with Ryan Homes. My best advice is not to buy from them.

    With Ryan Homes, I was hesitant to buy because I had read reviews and was not impressed with the horror stories. I ultimately gave in and listened to the sales people, and the project managers and decided not to back out of my contract. So far, two weeks in, I am finding more and more issues with the place. First, I would visit the site every week as they were building. First strike was when I noticed the curb cutout did not extend far enough, and it would obstruct where the ramp to the garage would be. The PM explained it was an error on the part of the county. Of course.

    Next, at the pre-drywall meeting, the electrical wasn’t even in yet. Typically, both plumbing and electrical needs to be in at the pre-drywall meeting. Less than 2 weeks before settlement, I get a buddy who is a home inspector to do a preliminary walkthrough, and much to my dismay, a laundry list of items was noticed with the place. I seriously contemplated backing out of the contract, but was told I would lose my deposit and the builder could potentially go after me for damages. Later, I found that some people had backed out, free if penalty, because of the Coronavirus and people losing jobs.

    The PM had most of the issues addressed, but some cosmetic stuff still remained. I got another home inspection, done by a company, and a list of issues were pointed out. Settlement came, and the issues still lingered. A few items were attempted to be rectified post settlement with a punch out contractor, but that was shoddy. The PM then said it would be taken care of as part of the 30 day service, instead of the one year warranty, but then later said I’d have to go through the warranty department. But with the pandemic, they said the service repairs would not be taking place.

    I paid an extra $5K for oak stairs, and the craftsmanship is horrible. There were deep scratches throughout, and a few were pointed out. But the punch out contractor ended up making it look worse and not matching the stain. Some pieces are not flush either, and poses danger to my baby. Walls have random areas with no paint or have dents and scrapes. I put painter’s tape to do some edge work, and pulling it off ripped some of the paint off! I told the PM that the paint in the bathrooms should be glossy, but he said he never heard of that. I paid extra for quartz countertops, yet they were cut unevenly. The luxury vinyl plank has areas that are sticking out and are sharp. Ryan Homes is a big company and they do high volume new construction. They are more focused on getting in and out quickly, rather than concentrate on quality work. Think twice about going with Ryan Homes to build your place.

    Horrible service. Purchased a home that is not even 5 years old. Had roof issues last year and this year. Parts of the roof were not even completed! They only cover the roof for a year! I had water coming in through my kitchen light fixtures. Sent in invoice and pictures on the roof. They advised nothing they can do since out of warranty even though the roof was not done properly and advised I should have waited for them to review the claim before completing the work. Needless to say it took them over a week to respond and I had to send a follow up prior. Why would I wait when water is coming in my light fixtures. Overall a horrible company. Every time call someone for service I only get negative reviews when I tell them a Ryan Home.

    Mistakes during sale

    I bought a home with Ryan Homes in December 2019 and they made two mistakes that were informed latter during the home construction. The first one was offering me 4 cable spots with no cost then reaching me out to say I had only 3. Fortunately, they realized their mistake and gave me the 4th one with no additional cost. The worst mistake was selling me an expensive frameless shower door that were not possible to be delivered with the fiberglass option I chose to the master bathroom. They offered me to replace it with a top frame glass door with about the same price as the frameless door. I was only able to see it installed during the walk-through visit when I had a huge disappointment. Because it seems very similar to the standard one offered with no additional cost at all… I didn’t want to go to the closing meeting before this issue was solved but unfortunately Ryan Home’s contract doesn’t allow to postpone the closing date if the home has all the living permits approved which was the case. What happens after closing is that Ryan Homes seem to not care about it and they don’t want to reimburse me for their lack of professionalism handling their own mistakes.

Please do your due diligence before thinking of buying or building with NVR/Ryan Homes!

    Original Review: The experience of a new build was suppose to be the dream experience, but this was far from it! So many issues, problems. It has rained the last two days and water just keeps appearing on places it shouldn’t. Lumps underneath our carpet in the basement, stairs going to the upper level of our home and on the hallways. Checked the vents and we found carpet scraps, nails, dry wall, dirt, I mean anything that you can imagine laying around during a building process in our vents. Exposed nails on our ceilings, I could keep going on. I’ve reached out to the project manager so much it’s ridiculous. I have photos of everything, I keep them just in case we have to take things a step further because it’s like we are the bad guy for calling in issues when they arise.

    There were a few positives times throughout this process and all and all we love our house, just worried about the things we don’t see and might appear down the road. We ultimately decided to close because two people but had we had a chance to go back and build with somebody else, we are 80% leaning toward going with another builder. We’ll see how things get handled down the road and I’ll update this review accordingly. In the meantime my email is ** if anybody wants a more in depth conversation or want to see some pictures. Hopefully this helps people looking to build or purchase a home through this builder.

    It started with a sales agent who is only interested in a sale, not you. She was overheard misquoting information to prospective buyers (quoting base price and telling the prospective buyer everything they saw was included which included many high dollar upgrades). She also made oral commitments for changes which she failed to communicate to the builders. Later these changes would not be accommodated or the changes they would were very costly! Most associates our family dealt with were so rude throughout the whole building process. My parents are aged and one disabled and I am sickened how poorly they have been treated. Modification commitments were not met. They now want to sign with open items. Read the other unhappy reviews; it most likely these open modifications will not get done. There will never be a Ryan home in my future. Please read other reviews first. Be careful, Ryan Homes does not care about you.

    They are setting off dynamite in the field next to us. They should’ve blasted before residents started moving into the homes. We moved into our home December 2019. I feel like when we explained what we were looking for in a home NO ONE LISTENED. We live in a rancher on a corner lot. We have a house that is being built behind us that is towering over our home (our backyard). We feel like we are living behind a store. NO privacy in our backyard.

    We had A LOT of things that needed to be taken care of in this home AFTER we moved in. The doorknobs were missing screws. Floor in hallway creaked, counter top in kitchen was uneven.... Cabinet door in kitchen needed to be replaced. Insulation in attic wasn’t enough- they needed to put more insulation in attic. PLEASE get Radon test, ours was VERY high. There are other things wrong - list goes on. I would advise NOT to buy a Ryan home. These could be nice homes but they just chose to make money over quality- the budge seems to be the most important thing to Ryan Homes. It’s sad.

    I recently signed a contract with William Ryan, Approx. 1 month into the contract after watching other homes in the neighborhood being built and observing that the quality of the workmanship was very bad I decided to not move forward. Some of the things that I observed included The measurements of the window framings in the entire house were wavy and off from top to bottom anywhere from 1/4 inch to over an inch. Imagine what they will look like when blinds are put in???? In The kitchen of the Sweetwater model there was an unnatural curve in the roof line which appeared to be different in each home. On the exterior of the homes there was left over caulking that was simply painted over. William Ryan Homes refused to return my deposit. They had not even cleared the lot when I cancelled.

    This rancher is the worst home I have ever seen built by a builder. I have been in this home approx. 2 months and we have had several items of so called craftsmanship arise. Door knobs falling off, cabinets installed with bad cracks and falling apart. You can hear through the walls the water running and walking all around the home as well as the neighbors kids screaming everywhere ,,, oh and this train that we were told that runs 2% of the time is actually closer to 60% of the time right behind Coville street.

    They are also setting off dynamite blast on the northern side of the community with half the community built. Extremely dangerous, loud and it shakes my home furiously. If I had known all of these things before we bought this way overpriced home considering I would have never bought this home. I know you may seem to think this is just another bad review but I spent time here writing this and warned everyone not to purchase a Ryan home here in Middletown VA. 2/27/20

    Where to begin. I built a Ryan’s Home in Smithfield VA, in the Benn's Grant neighborhood. We had our final walk through and a week later we closed on 1/23/20. After closing, nothing was done that was on the final walk through or inspection list. I have been in the house for over a month and I’m still trying to get things fixed. There was a nail hole in the floor, front door leaked when it rained, stain on the Sheetrock in the master bath, back door didn’t lock, nail holes all along the island, the landing wood was messed up and uneven, ran the cable to the outside in the wrong spot, poor quality cabinets, outside trim looked half painted and the pillars on the front porch were all marked up.

    The list goes on from there. Horrible paint job on both inside and out. Not to mention the day after we moved in, a GFI in the garage popped and the garage wouldn’t open which led to a $275 locksmith bill at 12am and they told me it wasn’t their fault and wouldn’t reimburse me. I’m still trying to get a lot of these issues resolved. They charge custom build prices but give you very limited options to choose from. I had no lights in any of the bedrooms when we moved in. I had to install all the fans and everything myself. They overcharge for everything and use low quality items. Do NOT buy or build a Ryan’s home.

    DO NOT BUY OR BUILD A RYAN HOME. Built home in 2013. I closed on loan, then met the General Contractor for walk thru. Immediately he told me about my neighbor, who is crazy. She was hateful to them during the construction. They did not bother telling me this prior to closing. Thanks so much, Ryan Homes. It got worse. The wood floor in kitchen began to squeak loudly and sink. The floor was not nailed, it was glued.

    I just had a contractor come in Feb 2020 to fix the upstairs floor and the kitchen floor. He had to nail the floors down. The same spot that they supposedly repaired in 2013 I had to have contractor nail down again. Along with other areas in the kitchen. Contractor checked the floor joist in basement. The joist are supposed to be 16" apart. He showed me, the floor joist are 16.5", 16.25", 16.8" and so on. They put glue on top of joist and attached to basement ceiling. The glue had gaps in it so the subfloor is not attached irregularly.

    The upstairs carpeted, there is a board that you can see it pops up thru the carpet. It squeaks horribly. Right next to bed. The hallway upstairs the drywall and paint crumbles off. I had it repaired 3 times, paint and drywall crumbled also in main bathroom. Several nail pops in ceilings and hallway walls. I had that repaired 3 times. They just pop back. Contractor said the hallway wall is not attached to floor. When you walk in the hallway you hear huge cracks and pops. In the bedroom too. Contractor put numerous nails in the flooring around it, but still pops and cracks. The hallway wall sounds hollow when you hit it with your foot. Compared to the other wall, it sounds a deeper sound. All this is caused by a Truss Uplift.

    Truss is the frame that holds the roof on. Due to weather, usually winter, it expands and contracts. The truss lifts up and pulls on the inside walls. Ryan Homes attached the Truss into the walls, not the ceiling. There is another way contractors attaches the truss, not sure what it is. So, Ryan Homes says the truss is under warranty, but not a truss uplift. I am now going to contact Ryan Homes and begin the fight. Walls and flooring are a part of the structure, which has a 10 year warranty. I have the Management's contact information on my email (saved) so I am going to rattle his chains. This time I am going to let him have it. There is so much more, but I don't have the strength t to list it all. Do not ever buy or build a ryan homes. Shoddy work, cheap materials untrained & corrupt employees, disgusting policies. A con.

    Purchased a Ryan Homes late spring 2018. Purchasing the home was a pleasant experience however in retrospect, the sales people were taught well and made everything sound too good, which it was. The first warning of what was to come happened the day of settlement, November 2018, during the walk-through when we discovered that the wrong granite had been installed in the kitchen, which the project manager nor sub-contractor caught on the "blueprints", and in spite of several quality control inspections.

    Overall the quality of materials and workmanship is deemed poor, at best; sub-contractors for the most part incompetent and seemed only concerned with meeting set timetables. The past year has been nothing but a nightmare with a huge punch list that still has one outstanding issue to be addressed spring 2020. Below are the most major issues. Note that there are several others not being commented on due to space.

    *Engineered hardwood floors on main floor - significant separation of floor boards above beams in three locations. Was told this seems to be a design problem in our model home. Took seven months to determine "best way to address the problem" which ended up being to take up several boards around each area and re-position/glue new boards with a little different spacing.

    *Family room ceiling replaced due to sub-standard installation.

    *Hallway carpet had to be replaced due to fraying however since it could not be properly matched up to the adjoining bedrooms, it was determined that engineered hardwood should replace that carpet.

    *Shower leaked in the first three months with water coming down into the kitchen bubbling the kitchen ceiling in the affected area. Problem was identified to be a bad seal in the drain.

    *Screw pops on every wall in many areas; elevation changes in drywall, and tape visible at most ceiling and wall joints. Many but not all these items fixed as per the one time allowance.

    *Poor painting of ceilings and walls; improperly finish. Warranty supervisor called it "Orange Peeling"; prior, project manager stated nothing was wrong. Meager attempts were made to address.

    *Caulk sloppy and cracking around windows and doors. Windows that only open bottom up 1/2 way and doors are not tightly sealed. All leak air.

    *GE double oven stopped working in the first year. Manufacturer representative fixed a bad blower.

    *Water leaking on the inside main floor front window sill. Caulked exterior stone.

    *Rear yard poorly seeded, with little grass taking. Rear yard flooding due to poor grading of property. Homeowner spent thousands of dollars to lay turf and attempt to address flooding issue as Ryan Homes indicated it was not there problem and property had a swail (much larger than on prints and not part of the discussion at sale). Project Manager stated once the other homeowner's grass came in the water issue would not be a problem, but it is.

    *Meager landscaping with 4 cheap scrubs, 2 of which died the first winter. Front lawn turf put down by the Developer was adequate.

    The list could continue but... The project manager ended up not being very helpful and sadly was not always very honest. The warranty supervisor did address issues, but would contradict things, blame matters on miscommunication or misunderstanding and in this writer's opinion ended up being arrogant and condescending when pushed. Female household member felt she was "talked down to". Communication once a work order was placed was poor. One was given a date sometimes the day before arrival and arrival time was rarely correct. Estimated that homeowner had people in the home 60-70 times from approximately January through November 2019. Two of the people entering the home to do repair work were upfront and seemed to know what they were doing to correct certain items. Enjoyment of this home will be extremely difficult due to the horrible experience. Will never recommend a Ryan Homes to anyone.

    Purchased a 360k home in The point at Layton's Lake Carney's Point NJ 08069. First of all my yard is nothing but sand and stones. Grass will not grow. I think they sold the topsoil that was here before construction. The house has multiple problems. I have walls more than 2 inches out of plum, floor tiles that are popping up all over. Subfloor is not level. 2 interior doors replaced, cracked bathroom sink base. Kitchen cabinets cheap. Cabinet doors scratched up. Drawers falling apart. Light fixtures not installed in proper locations.

    Wood trim is not wood (plastic). Front steps and roof overhang not centered. Entry door leaking. Siding is terrible, terrible installation, bulging siding everywhere, cracked concrete. Appliances falling apart. Dishwasher broke down and racks rusting already, not even a year old. Washer and dryer service calls, dryer has to be rebuilt. Garage wall sits 1 1/2" back on foundation (not right). My AC unit had to be cleaned out. It was full of straw and seed from the landscaper, who also is terrible landscaping. Rain run off carries the sand and stone off property, many more problems. We had an 8 page list of issues.

    Also, Ryan's contractors are ALL from other countries, which is ok with me BUT you cannot communicate with them at all! In short we are NOT happy with the construction at all! We are thinking about selling already. Which stinks, this was supposed to be our dream home, more like a nightmare!! DO NOT BUY FROM RYAN HOMES, overpriced, very poor construction.

    We have been in our home for 3 years and they can’t seem to fix the roof leak. The water runs all the way down to the basement. They keep coming back to fix it but every time it snows it leaks. One of our doors leaked at the bottom and we had to replace the carpet. The basement foundation cracks and water comes through. We had to have them repaired out of our own pocket. It snowed today and the roof is leaking again.

    I closed on my new Ryan home on 5/22/2019. Long story short, I have entered several service requests for my backyard that continues to flood and the sheet rock that has seams and poor workmanship. I started putting in service requests since June 2019 and now it's Nov 2019 and still no response. The workmanship throughout my home was poorly done. I've had nothing but problems. (Plumbing, HVAC, Lighting, foundations issues, insulation not fully completed) It has been a complete nightmare. The folks in the office are nice but it's difficult to get things fixed. The general contractor always called from a private number I guess because homeowners would cont to call. Save your money and choose another quality builder.

    Purchasing the home was a very pleasant experience. This was to be my dream home. Unfortunately after settlement it is near impossible to get anyone to fix the problems which include the following: Cracked soaking tub that leaks into dining room and kitchen, Roof leak which damaged tray ceiling in master bedroom, areas not painted, drywall not sanded prior to painting, doors not hung right, front door light blows fuses when turned on, etc. So frustrated. I have stage 4 cancer and bought this home for myself and my son so that he would have a nice home when I leave this earth. My neighbors have similar issues and everyone is frustrated. Do not buy from Ryan Homes before checking other builders first.

    I recently cancelled my contract due to financing. I was quoted different prices and I explained to the agent and the loan office of NVR that I need my monthly mortgage to not be 1900. I sent emails that the mortgage was too high which the agent assured me the mortgage would be around 1600. I am a single mother due to the death of my husband however the agent explained that my earnest money deposit will be kept. It’s not the monthly payment that I AM comfortable with which I explained countless times through email and verbally.

    I am highly disappointed and I will inform people the way Ryan Homes addressed my needs. I can see at least giving half of my earnest money back. The guy advised they were keeping the entire 2500 which I worked hard for and saved. The agent advised me they are putting it back on the market and selling it 20000 more. I will not being doing any business with Ryan in the future and will advised others. Deeply disappointed customer and I will be sharing my story.

    I really was disappointed with the customer service and construction from Ryan Homes. At first everyone was very nice, eager to help and answer questions. As soon as you put your deposit down the Sales people don't want to have anymore to do with you. I was told I asked too many questions. I should just trust builder and not worry about it. I wanted to get a home inspector to do the dry wall inspection. They were against it. Was told, "Don't waste your money. We know what we are doing." I got an inspector to do the inspection anyway.

    My inspector found some issues but before he can see if they made the repairs they insulated and my inspector could not follow up. I told them not to insulate and they did anyway. When I asked why they said they were on a time schedule and cant wait. My inspector's comments were don't buy this house. I already put a downpayment that I could not afford to lose. After I closed I spoke with my neighbors and they had plumbing problems already. My tub cracked still waiting if they will replace it. I moved in 10/1/2019. Do not buy from them. Run.     We love our new house (2nd owner, about 6 years old). We have been here two years. In that time, if I had not been home, two different incidents would have wrecked the place. First was when a pipe in the ceiling over the living room came apart at a joint for no particular reason. Bad glue job I guess. As it was, we had a serious flood that required most of the flooring, carpet, and drywall to be replaced on the first floor and in the basement. It all took about three months until we were back to normal. I was home at the time but if I hadn't been, there would have been no end to the amount of water spilled. Much worse was last night. As I was watching TV, one of our electrical outlets caught fire. It was small and went out as soon as I hit the circuit breaker, but if I hadn't been home, the entire house would have gone up in smoke. This episode made me wonder all over again about this builder.

    I've always wanted to buy from Ryan Homes, but they never had anything affordable in the area of interest, until this year. After going through the process, I fully understand why I needed to wait. The floor plans for their Simply Ryan plans have been shrunken! So, you're basically getting less livable space for more money, and it's not sitting well with me as a first time buyer. On top of that, I was already approved for an USDA loan and their "preferred lender" wanted to change it to a Conventional loan, with a higher interest rate. Why would my interest rate increase to well over 4%, if my credit score increased by 14 points in less than 3 months?

    If you're thinking about buying a home with Simply Ryan, RUN!!!! I don't care about the 1k in earnest money, because if God blessed me with the means to get that, surely He'll bless me with double for the trouble. I want single moms, who maybe first time home buyers to run and look for other options outside from Ryan Homes and NVR Mortgage! They only care about sales and earnest money. I should've went with Eastwood or Mungo, never again!

    I purchased my 3rd Ryan Homes 2 years ago. Over the weekend, I noticed my sewer pump was discharging sewage on my lawn. I called the plumber who installed the plumbing in the house when constructed. He immediately told me the home was out of warranty (2 years and 1 month old) and they no longer serviced my home. I told him I would pay for him to correct the issue. He recommended I call another local plumber. After I found a plumber to come out on a Saturday, they found the spillage was due to cracked pipe. He fixed the pipe which cost $739. The plumber found where my line connects into the county line, the check valve also failed.

    I called Ryan Homes given the failure was due to improper installation or defective component. I was told it was out of warranty and it was issue to resolve. The customer service individual (I'm being generous with calling him a "customer service" individual) told me to contact a local plumber using HomeAdvisor or Google. I asked to talk to a supervisor and was told there are none. There's no other resolution than to fix the problem myself. This is just a culmination of issues my wife and I had during the final three months of construction and lack of doing what they said they would. Thank you Ryan Homes for your support. This will be my last purchase with your company.

    If you’re contemplating buying a home from Ryan Homes then BEWARE. Some of the following is what you will have to look forward to:

    - “Screw pops” up and down row after row on the walls (if drywall is hung properly you will only see a few in less than a year).
    - Elevation changes in ceiling drywall where seams are coming untaped and screws are popping (again, if hung and finished correctly you won’t have this in less than a year).
    - No yard because landscapers smother any chance the seed has with a ridiculous amount of straw. Also has rocks ranging from small up to creek rock size throughout the lawn.
    - Patch after patch improperly painted/finished so you see them throughout the house.
    - Nails and staples popping through on every door frame (only occurs if carpenter doesn’t set gun correctly and then, if need be, doesn’t fill in spots before painters come through).
    - Sewer smell from laundry room stand pipe (only occurs if traps are dry, not properly installed or are blocked up somewhere).
    - Drywall tape visible at ceiling/wall joints (occurs when it hasn’t been finished properly).
    - Doors not latching correctly (doors are hung askew).
    - Doors crooked in their frame (again, hung askew).
    - Back door bowed in the middle (2nd door so far; not properly shimmed/foundation or framing issues). They attempted to fix and the same problem exists and now we have jacked up caulk and paint around it.
    - Garage door snaps and pops even after the “garage guy” lubed it. So it needs to be adjusted.
    - Floor tacks found not covered with padding.
    - Caulk around windows and doors shrinking and cracking (again, wrong type of caulk because won’t occur within less than a year otherwise).
    - Walls not painted to meet trim (huge areas unpainted along trim).
    - Gutter clean outs covered by yard (against code). Also, in other yards whole manhole covers are covered by yard (grass and dirt) (again, against code).
    - Base trim cracking in areas.
    - Dishwasher broken upon move in.
    - Ice maker leaking upon move in.
    - Paint can indentation on stair landing.
    - Stair rail not affixed correctly.
    - Base trim on cabinets not secured correctly.
    - Front window improperly framed and so the window binds up/won’t open and close properly.

    - Tub was cracked when we moved in.

    Keep in mind that they have “quality control measures” in place and many things, such as paint should of been caught. But their quality control is too interested in anything that doesn’t meet “their standard” as I was informed and so they don’t care that it looks bad. If it looks good to them then you are told to live with it. Now, all of those would not be an issue if they were taken care of. However, Ryan Homes will make excuses and argue with you every step of the way instead of fixing things.

    Also, when they do send someone to come and fix things, the back door and window listed above are prime examples, they send people that have no clue what they are doing. In the instance of the back door the guy admitted to not having a clue what he was doing and also admitted to not having a clue how to rehang siding (I had to instruct him). This leads to things not being fixed correctly and call back after call back; in the case of the back door it took a total of 6 guys 2 days to remove an old door and replace it with a “new” door and the problem is still there.

    In the case of the window, the guy admitted that it is not framed correctly and Ryan Homes just tried to force a window into the improperly framed space and so now the window will not work properly. The plumbers that we are arguing with about sewer gas are the same ones that installed the plumbing in the house and because a mistake was made caused a flood and then led to the flooring being ripped up, replaced etc. However, instead of listening to us in the first place about what was wrong the project manager had to first argue and then instruct us that water is “self-leveling.” Lo and behold, we ended up being right and they finally got it “fixed.”

    To be “fair” and “transparent” I have been in residential construction as a remodeled and renovator for years. So I know how to fix many of these problems or install things (such as plumbing, doors, electrical, hvac, flooring, etc) correctly and so it is even more frustrating. I know how things should be done and the fixes and instead of doing as we reasonably require Ryan’s continues to argue or send unqualified people to “fix” issues which, so far, has led to more problems down the road. When it comes to paint and patching I was literally told “well most people just paint themselves so we don’t typically mess with those.” So, basically, they expect you to get tired of things, do it yourself, and not bother them anymore.

    Their customer service and warranty department and, their whole company, is concerned about protecting the company and doesn’t care about the customer. They just want to turn out as many homes as possible, fill them with unsuspecting people (in our case I didn’t have time to handle a fixer upper so we thought this was a good choice), and move on to the next subdivision. They leave materials out in the elements for weeks on end (doors, windows, trusses, wall pieces, etc) so they can be warped, bent, crooked, dinged up, etc upon installation. It should also be mentioned that before they do many “fixes” they demand that you sign this paper or that paper FIRST which states that they will do it once and not again.

    In a legal sense, saying that you will only perform a service if someone else does something first could be considered blackmail (in Ryan Homes' case they won’t perform many fixes until you’ve agreed to their demands) or a “quid pro quo” (this for that) arrangement. In either case, it is a highly unethical business practice. This is a ongoing issue. I can think of at least one lawsuit they are currently involved in our subdivision alone. They told a ton of people that they would have woods behind their home. Roughly, 3-4 months later, those woods were bulldozed to make room to expand the development.

    Ryan Homes and NVR (Ryan Ryan Homes' parent or sister/daughter company) will lie and postpone to make themselves a quick buck. At the beginning we also had to live with family because they told us we could move in on a certain date. Based on that date we notified our apartment (in which case you have to be out by then) and then NVR continued to push our date. So, had it not been for family, we would have been homeless because the individuals are NVR could not get paperwork done. Then, even after closing, we were asked repeatedly for documents that should of been required BEFORE we closed.

    If you read all this and are still considering buying, by all means, do so. But you’ve been warned. There are also numerous reviews across the internet of people with similar experiences and results. It’s bad enough that we have sought legal council and been told that we are well within our right to seek legal action if we so choose and Ryan Homes continues this pattern of neglect, dishonesty, and poor customer service. In our case, that would be suing for the amount of the house, paying the loan in full, cutting our losses and leaving. If you’re willing to leave a brand new home in less than a year then you know things are bad. Please feel free to message me any questions as I can provide pictures of issues (which seem to only grow) and would be more than happy to converse with you before you make the mistake of purchasing a home from Ryan Homes.

    Everyone is so nice and helpful, until you have your closing. Then suddenly you can’t get a call back to save your life! From the HOA to anyone you may need to possibly come fix EVERY crack, scratch, nail pop, bad paint job etc! I wake up to some type of debris on my tiny front yard every day! Whether it’s a cigarette wrapper, a piece of cardboard or whatever. Gets kind of annoying. Homes look beautiful, on the inside. Once you really have time to look at them, you realize someone needs to invest in levelers for everyone! Knobs are uneven, countertops slant, walls don’t go in a straight line.

    They obviously use cheap paint too. There’s black and purple coming through my supposed very light gray paint. Walls are cracking around the speakers. Home isn’t even a yr old. They rush to put up too many homes in as short of time as possible. Even one of the workers told me, for whatever he does in these homes, he gets 2 days to do all he has to. Which explains why the walls are cracked between the wall and the steps, I’m sure. He too agreed that they just want to get these up ASAP and move on to the next project. If you don’t mind so many, minor to some, not to me, issues and high taxes, this is the place for you! No insults in the guidelines for reviews. These are facts! So if this doesn’t get posted, it’s because someone doesn’t like to hear the truth!

    From the day we closed on our house we have been SO upset with Ryan Homes in Irwin, PA. From the salesperson to the project manager, they all lied and did crap work. Our house has a major crack in the stone (that we paid a lot of money for) and they won’t fix it. We have nail pops everywhere that they should have fixed at our one year mark, but we didn’t get a 1 year walk through. Our railings that we paid extra for has scuff marks all over them since the day we moved in. Any time you find an issue with something, no one is willing to help or even answer the phone call. If you want a low quality house, go to with Ryan Homes.

    Firstly, I personally would not recommend this builder. I read all the reviews as well and still bought from them. Mainly because other builders were priced higher and I was enamored with the home and décor, but now I clearly see why. Quality, Quality! If you still decide to buy, here are a few tips. A.) Upgrade your roof to architectural shingles, this was not on our upgrade list, so ask the project manager or sales. I've seen approx. 10 homes or more in our 42 home development get new roofs due to leaks in approx. less than 5 years.

    B.) If the property has well water not public, I would not recommend buying the home at all. Our development had several homes needing new wells within a year or two "Including mine." C.) Get a lawyer to review the contract and to negotiate a down payment, roof warranty, well warranty. My contract, the builder did NOT hold funds in an escrow account and the builder was able to use these funds immediately (potentially losing this money).

    D.) Have a START date and Settlement date written on contract. This is a must! They can postpone your start date building or settlement date closing, while you have nowhere to live (and don't forget you gave them a huge down payment already). This happened to me. Seek a lawyer for monetary reimbursement of living expenses if they postponed building and get it upfront. Don't let them "deduct it from settlement."

    You think you're getting that sunroom or finished basement for free if you use their mortgage co. Yeah right, think again. Settlement fees/costs were thousands higher than you'd pay with other companies. (Also watch your county, city, school taxes. Make sure they are in closing fees.) Review fees/costs on the preliminary closing costs sheet, check and make sure they are same and not missing or increased by an unreasonable amount at closing day.

    * You do not have to use their Title Co. You can use your own and may save money. I did this. I highly suggest you have a lawyer review your contract. The moment you sign you have a 3 day lawyer review period. Also, bring one at settlement or at least bring in your own realtor. Builders have to pay a $ percentage to a realtor, so if you do not use a realtor ask for free upgraded options NOT to bring in a realtor. You can reap the $ benefits for not using a realtor.

    Anyway, getting back to my home, poor finish work with drywall. Look at the ceilings in model homes or garage to get an idea of the finish drywall work, try to check homes already built in area. My home has totally visible seam lines on the ceilings in kitchen and Family Room and most of the corner beads have cracks throughout home. Drywallers did poor workmanship in my home. I put it on my "punch list" and builder attempted to fix, but it didn't make a difference. I signed the finished work form just to get rid of them. I could have done a better job or same.

    My upstairs shower door has a flap guard at the bottom of the door that was at least an inch short causing water to seep out slowly through my flooring and below where my kitchen is. The ceiling has a water stain. Poor quality non-upgraded carpet started falling apart and buckling within 1 year. Had to replace downstairs. Too expensive to do upstairs, so I still live with it. HVAC has only One HUGE return for the whole downstairs and two upstairs? 3150 sq. ft. home, really? Very, very noisy HVAC 1st floor.

    Floors squeaky throughout house, pressed wood floors are not a good underlayment for hardwood or tile. My oven had a 5 inch dent on the top of it and didn't notice until after settlement. I changed out to Stainless Steel and luckily sold my black dented GE oven. Get a covered porch. I didn't and my front door looks years old already. Have to caulk, repaint and reaffix trim around front door every year or so.

    So aside from having a new well drilled twice to get potable water and my drywall throughout the house looks like a 5th grader spackled it, a leak on the kitchen ceiling, floors squeaky, carpet buckling, spending a lot of money for fixing issues at least the house is still standing. Last tip/question: Below ground level basements are not included in a homes square footage (even if finished), is it? Check your appraisals and County Tax Collector - you don't want your taxes assessed higher for square footage that doesn't exist. So Good luck and I hope these tips help!     Please be completely aware of what your payment will be and not what they think you can afford BEFORE GIVING THEM ANY OF YOUR GOOD FAITH PAYMENT as they will not give it back. You do sign a purchase agreement; however, you are signing it based off their word of giving you what you expect. Their word is not good enough for you to sign anything or give a good faith deposit. Please don’t sign anything until you have went through the whole approval process. We were honest and said we could do it if the payment was a certain number. The sales agent said she doesn’t see it being a problem and gave us our estimated worksheet and said certain things were a little higher so the payment would go down a bit from this estimated worksheet. She also said “they are not in the business of keeping money.” Sooo we have our 3k deposit believing the payment would fall in line where we needed it to be.

    She also said that if we close before the year ends in Dec we could possibly get homestead exemption for 2020 so of course the payment will be less with this as well which is not true, you have to go through a whole year in the house. Which I thought to be the case, but I trusted the sales person who has expertise in this stuff. I don’t. SO, we give our 2,500 good faith dep and a loan officer calls the next day. We voice our concerns with her as well about the payment being a certain amount. She also doesn’t see a problem. A couple more days later we give 500 more dollars. A couple of weeks go by and we haven’t heard from the loan department after we had submitted everything. We reach out to them and they said they said we were on the list to call. They gave us our official conditional approval which was higher than what we expected payment wise.

    We asked that same night for a revision on the loan type. To this day we haven’t heard back from them. Which we didn’t expect a new loan offer right then but an email, a call, a text would have been sufficient advising they were looking into it. A couple of days later, my husband goes into the sales office and says we want to cancel. It was a Friday evening, sales rep advises him that her manager will call him early next week and she was going to see what happened with the loan department cause she thinks they could be more creative and doesn’t understand why it jumped up in payment. We never heard from the manager or from the sales rep. That Wednesday, my husband text the salesperson and said we haven’t heard from anyone. She didn’t say much except they are keeping the deposit and they have 60k in the lot already....

    NOTHING HAS BEEN DONE SINCE WE SIGNED. In fact, another person had that lot right before us but they had to back out because he lost his job per the sales agent! Soooo they own the lot already. They are out nothing!! The other two houses beside “our” lot have been getting worked on so our lot had a dumpster and such on it for a few weeks. Point is nothing was done. It was an open area. The follow up between start to now has been lackluster. They manipulated the situation to receive our good faith deposit. We had to re sign our lease in our house 7/31 and for no one to get back to us it forced us to sign another 12 months or we would have been stuck going month to month and paying 200 a more a month for nothing. Which we were going to do if owning this house was at the end of tunnel.

    But since we didn’t hear back regarding the loan type revision or from the sales manager we had to make the decision to sign again. My husband also asked for the salesperson manager's info. She has yet to text him back.... which was 4 days ago although she text him to say we weren’t getting our deposit back. (Update: She text the manager's email and advised he has no ph number.... yea, ok! ) The two stars are for the lot. It was beautiful. But please Read about Ryan Homes and NVR on google if you are having any doubt. Please do that. Don’t trust the person who is going to tell you what you want to hear cause at the end of the day they only care about the sale. There are a lot of issues online about the construction.

    We bought our home in Lake Wylie, SC, 7 years ago. In that time, we’ve had 4 FOUR!! Roof leaks! We’ve had multiple inspectors tell us that they “cut the valleys wrong and the water is running under the shingles and into the house." Ryan roof contractors Howe Roofers in Tega Cay, came out and said it was all good, but every time it rains, WATER POURING IN!! They won’t return calls now, and we have to have it fixed. Insurance will cover the drywall, but since it’s not storm damage, they won’t cover the roof. Now we have to pay to have 4 valleys fixed! DO NOT buy from Ryan. They have crap houses, crap contractors, and don’t stand behind their product OR their word!! I wouldn’t recommend Ryan homes to my worst enemy.

    My husband and I were looking to build our first home; supposed to be one of the happiest moments in our lives. At first, everything sounded great and we signed our contract. Once we began to build, it was like everything we were told we would have, was a HUGE lie. Things that were very important to us (large backyard for kids, flat driveway accessible for handicap, etc.) were completely different and unchangeable once we had our closing meeting with the contractors. "We never told you that" or "Sorry you misunderstood what we said," was all they could say. Our FIRST home that we have been dreaming up for years is now something that my husband and I are so unhappy with that we just want to call a quits BEFORE our closing date. All they do is apologize for the miscommunication. What will that help or change??

    I am a local realtor. In the last 30 days Ryan Homes has caused me to lose two sets of buyer clients. Ryan Homes tells my clients who call or visit their home new construction sites Ryan Homes will reward buyers lump sums of money off their closing costs and also added upgrade incentives if they do NOT use a realtor AND if the potential buyer uses their in house title company and mortgage company. It’s illegal to do so per RESPA laws.

    I plan to share this experience with over 300 RE/MAX agents I work with. I am not the only realtor agent who has experienced this. There have been at least a dozen agents I know who have also been unethically and illegally pushed away from their clients. Ryan Homes buys the buyers with their incentives and non compliant RESPA practices. Ryan Homes has a duty to inquire if a buyer has a Realtor. They are not doing so - they are dangling the upgrades and cash incentives instead. When the new construction market slows Ryan Homes will be begging realtors to bring their clients to their sites.

    We were duped from the get go by Ryan Homes. The sales woman at Creekside Village in Maryland sold us into the community saying it was a great, people were very laid back and the HOA was pretty reasonable...lies. But that’s a whole different story. We customized a Milan floor plan, got all the bells and whistles, paid extra for hardwood and the cabinets I wanted. We wanted hardwood upstairs but they wanted to charge us $5K just for our master bedroom! We opted for carpet instead. Our completion date was pushed back a few times, but we were ok with that since we assumed it meant that they were taking extra time to make sure things were kosher...wrong.

    Here are the things that have gone wrong since we moved in October 2015.

    1. There was a crack in our master bath Jacuzzi tub that couldn’t originally be seen with the naked eye. The first time we filled it, it leaked into the ceiling and recessed lighting in the kitchen. They had to replace the tub and the ceiling. They still did something wrong because it leaked twice more when it was revealed that the shower drain was not put in properly.

    2. Several walls and floors are bowed or crooked. We discovered this while hanging paintings. The hardwood is CHEAP even though we paid MORE for this particular type. Several spots are already chipped, worn, or scraped.

    3. My favorite. Basically our finished basement turned into a rainforest. I went downstairs to check something in our storage room and there was water raining down from the vents and ceiling! Most of our belongings that were stored were ruined! These idiots didn’t have ventilation in the trunk line or proper working vents either. Our HVAC was completely messed up too. We got mold on parts of the ceiling and walls which also had to be replaced. During this fix, we noticed the cheap paint that was used for the walls and ceiling when the pencil markings stating “no bueno” appeared on the ceiling. No bueno indeed.

    4. Our front bedrooms are not properly insulated, which is something Ryan Homes “prides” themselves on. They are too cold in the winter and too warm in the summer.

    5. Worst landscaping I’ve ever seen. It’s basically grass thrown on top of clay and rock. It’s almost impossible to put anything in the ground. It took us several attempts and a great landscaper to grow proper grass. We also removed a tree that they planted too close to the house that would have eventually grown into our foundation and messed it up.

    6. Over a month ago during the county inspection, they found that a pipe in our front yard was cracked and needed to be replaced. My husband forbade then to come onto our property without him and demanded that they put the proper grass back in place after they tore up our yard. When they dig into our yard not only did they cut our internet cable “by accident” but it was discovered that the original pipe was installed crooked and running UP hill. This is why the toilet water in our basement always seemed to turn our toilet brown. They were supposed to fix our lawn the same week that they fixed the pipe... yeah over one month later and it’s crappy work. We are still in contact with Ryan about fixing it.

    7. Several spots in the tile in our morning room and kitchen creak already. I wouldn’t be surprised if we fall through the floor soon.

    8. We are finally replacing the carpet in our upstairs bedrooms with laminate (better price too!) and both our master bedroom and one spare room had big divets! It cost us extra money to have the guys pour concrete to level it out before they could even lay the flooring. So basically Ryan Homes figured they didn't have to lay proper flooring because the carpet would hide it.

    I’m sure we will continue to have more problems as time goes on but we cannot wait to move out of here. The homes are NOT worth the money and the neighborhood is filled with a bunch of stuck up, nosey, “offended by everything” people and unfortunately the homes are so close together that you are forced to see them whenever you step outside. Do NOT trust Ryan Homes.

    AC unit went out within the first three years and every year after. Plumbing in both bathrooms are poor, had to replace water valve in shower numerous times. Neighbor as well. I will never recommend NEVER!!!!

    We purchased our home in 1997 with Ryan. We experienced this builder threw all their trash & debris while building my home in my yard and simply covered it up with dirt. We still can’t grow grass in so many areas. I’ve planted numerous of cypress trees and others to go around my fence but for some reason on my left side they continue to die. I believe all the trash they buried is causing this. The porch, patio and driveway split within a couple days. My kitchen floor had a huge seam down the middle. It also buckled up within a year. The carpet seams were not matched in so many places. They dropped something heavy in my tub and patched it and painted it which came off within a month. The tub always leaked at faucets. Worst than anything is how they built out the bay windows in my kitchen. They used wood not siding like the rest of my home. That wood was not even treated. It rotted and the paint peeled off buckling the wood after a few years.

    I didn’t notice because we built a deck and had chairs that were kinda blocking my sight. There was so many framing issues with windows crooked, walls not even and light switches upside down. The big master bedroom & bonus room has one vent for air which makes these rooms impossible to cool. Our air conditioner that was too small for our house; was placed right next to the back door making it so hard to hear when sitting on my deck. Everyone else around me has theirs on the side of the house. The sales rep caught me at a bad timing because my appendix had ruptured but he brought the papers to the hospital for me to sign. I should’ve looked at other builders and checked them out first. I won’t even go into the awful job of landscaping they did. Please take my advice and look for a better builder.

    Same experience here as just about everyone else. I'm now on my fourth punch list; the previous three have had at least a dozen items each. They didn't fix everything from my last list, which I didn't discover until after they left. The project manager and crew seemed a bit impatient with my requests. I had grouting issues listed as one item and they showed up with no grout. They asked me if I had any, which I didn't, so they just didn't fix my grout issues. So many little things could've been avoided; I'm just thankful I haven't had anything big yet and knock on wood that I won't, though it's probably a matter of time before I encounter something worse.

    The paint job was sloppy, and there were all kinds of cosmetic issues everywhere (nails sticking out of handrails, scratches in bathtub, wobbly handrails, bad grout work, scratches in my cabinets, missing doorknobs, sealing issues, tacks sticking out of carpet, loose fixtures under the kitchen island, etc. etc.... I could go on and on). The quality of the paint they use is awful. If you barely touch the wall you'll still mark it up. When I gave poor feedback on the customer service survey I got attitude back from the project manager (even though most of the feedback I gave him at the time was good, which I wish I could take back now).

    They planned construction poorly in our neighborhood (started on the inside and worked their way out...?) so construction is often blocking my way out of my neighborhood. They don't clean up after themselves well at all; I'm constantly finding trash in my driveway or yard, and I now have nail #2 stuck in my tire (from my neighborhood... Nail #4 if you count the ones I got from my brother's Ryan Homes neighborhood). My stairs already creak, and I have a "lump" in my kitchen floor and wobbly floor boards that I've been told nothing can be done about. Salespeople don't always tell the full truth and are obviously just in it for the sales. My brother's experiences have been worse. I really can't recommend Ryan Homes as a builder to anyone.

    I closed on a brand new construction through Ryan Homes in April of 2018. It is now June of 2019 and I feel like I am still living in a construction zone. The community was completely finished in November of 2018. I was originally told the community would be paved in the fall of last year. That never happened so there is no pavement, no parking spots, just gravel. Imagine what that is like in winter and snow, completely horrible. No updates have been provided on this topic. I finally reached out to Ryan Homes late last year and was told the paving would have to wait to spring.

    Spring rolled around and I reached out again and was told they have no control over it. It is up to the developer they used for this project. I didn’t buy a home from some no named third party developer, I bought a home from Ryan Homes. It’s now months later and the paving has still not been done. Ryan Homes refuses to take any responsibility or accountability to take care of this. The only answer they have is it’s up to the developer and they don’t have an update. I spoke to the county yesterday to issue a complaint as well as to my attorney. I am hoping some action will be taken soon. Steer clear of Ryan Homes. Their Customer Service is horrible, they have no accountability for their product and obviously don’t care about their brand.

    Stay away from Ryan homes and its services. Our house started to crack and leak within a month of moving. When we reported the issue to the PM we were told to file a warranty request as the 3 weeks review period was over. The interesting thing is he didn't come once for the three week review nor took any notice of number of issues I had messaged him over the 3 weeks. So I try to contact the warranty dept which not surprisingly has no emergency contact or service option, claims to reach out to you within 24 hrs but doesn't and is staffed with the most unprofessional staff who tells you to “not call us as calling us will not fix anything, we are doing what we can.” This after one week on cracks on my ceiling which kept growing and water dripping constantly.

    Finally, I reached out to the plumbing company listed on the list myself and begged the people to just have a look. They did and replaced the entire bath fixtures as they were substandard and were leaking water already within 1 month of construction. Since then I have reached out to the warranty team and customer service team to come look at the water damage and repair my ceiling but all I get is indifference and extremely unprofessional attitude from the people working. Do not buy Ryan home houses. Never. It is not just the project manager and the sales team but the entire service is substandard and there is no customer service even with a warranty.

    Our sales rep and building manager both told many lies such as how big our covered porch would be, that they never have squeaky floor issues, and that they screw in their subfloor to name a few. Needless to say they never lived up to their promises and the quality is a poor as it can be. All the floors squeak and crack and they will not take ownership. There is not a right angle anywhere in the home as many of the walls and corners are laughable. The single unit HVAC does not deliver as promised, the gutters are leaking and trim is pulling away throughout the home. These are just some of the issues on 6 months in. As a realtor, I will never let a client buy a Ryan Home after my own experience.

    Let’s see where do I start. We gave Ryan Homes our deposit in April 2018. We were promised our home to be done the first of October 2018. The first problems started within a couple of weeks as we were told the home on the lot we purchased could not be built due to the property lines. So they needed to make some change to the upgrades we wanted. The extended bedroom we were told would not fit. The patio we wanted was not available either. We asked why when we gave them our deposit did the sales representative in the office not know this, so we made some compromises so to have our home built. Then we received another email stating oh dear the survivors made a mistake and indeed we could have our original build.

    Every time we needed to sign these change orders ASAP but it took Ryan Homes office weeks to sign these change orders. Now it is July before ground is broken. Keep in mind we live in California and all communication is via email and infrequently by phone. Not to mention we are having to sell our home and try to coordinate both so we are not having to live in a hotel or family for an extended length of time.

    Well the first couple of weeks in September more delays and now we are having to put all our belongings in storage and live with our family. Okay we think the house is going to be built with some quality and we can do this. Then a couple more delays and finally get the date to be able to move and close escrow. We were given a promise date so we have our belongings scheduled to arrive the day after escrow closes and we plan our drive across the the country from California to Ohio. We rent an AIRBNB for a week so we can close escrow, do our final walk through, purchase a refrigerator and washer and dryer.

    We arrive the Saturday before escrow was to close. We wire our downpayment to our lender and do our final walkthrough on a Monday. House is very pretty but our siding is not completed, paint on the outside not completed, there is a huge pile of gravel in the front yard which has not been graded. We are told the gravel will be removed before the close of escrow but due to the weather painting and siding will have to wait until the weather is not freezing.

    Okay we say we can wait for our paint, siding, and grading and drains and sod to be done. So escrow is supposed to close on the 15th of November. Well guess what the appraiser has not been able to do the appraisal because every time he came our home the week before it was not completed and when he went to the sales office it was closed and was unable to get any response from Ryan Homes to be able to see another home completed like ours which caused another delay in closing escrow.

    Now our moving company is due to arrive on the 16th of November and escrow has not closed. Of course Ryan Homes refused to allow the movers to put our belongings in the garage telling us to rent a trailer and put it in the front of the house to put our belongings in. Oh and on Friday afternoon we had scheduled our refrigerator and washer and dryer to be delivered. Tons of phone calls later from our lender and us escrow closes Friday at 12 o’clock. Okay so we sign all the paperwork and rush over to our new house for the appliances to be delivered only to walk in and smell gas. The oven is leaking gas, the gravel in the front yard has not been removed only spread around the front yard.

    We called the construction manager regarding the gas leak and are told they are unable to do anything until Monday. Now this is the week before Thanksgiving. So nice the gas is shut off at the oven until following Monday. And are told the gravel will be removed when the weather is better. Fast forward, dishwasher falls out of the cabinet surprise it is not bolted down, the microwave is dented, cabinet trim not nailed as a result falls off, roof leaking which that was fixed in a timely manner. It took until the first of the year to have the microwave replaced.

    Fast forward now we have been here 6 months the gravel is still in our front yard, the siding has been delivered a couple weeks ago but is sitting on our driveway in the rain in boxes. The drains have not been put in and heaven only knows when we might get the sod we were promised. It is now May and our home is not yet completed as we have watched other homes being built with their siding applied in the snow.

    Would I recommend anyone on purchasing a Ryan Home only if you want the run around. Or want a home that is completed in a timely manner. This process started April 2018 and it is now May 2019 and we have already made 5 house payments on a home that is yet to be completed. Needless to say we are very disappointed and frustrated with this process. And if we knew what we were walking into we would have bought a home with someone else.

    I purchased a condo from Ryan Homes last year for me and my two kids. They sold to a smoker and the cheap manufactured condo without appropriate ventilation means our condo is flooded with second hand smoke incessantly. I’ve been round and round but they turf everything to the HOA who just says “oh yeah, lots of buildings have this issue.” They are very deceptive and there is a good reason why they have a lot of complaints.

    Got upcharged a good bit of money for a “premium lot”. I won’t get into the few other complaints but two. 1) They pushed back out home by about another 10+ feet from where it was staked so it greatly shrunk the backyard. 2) They left two huge tree stumps & to top it off I was leading brush and there is 1 tree that is 1/2 way cut through. It looks dead and I’m worried about it falling on my house. Ryan is non responsive about finishing clearing my lot.

    I closed on my Ryan Home on 3/16/17 and I dealt with little issues here and there, but my biggest complaint with Ryan Homes. I have called 5 times about my heating and air condition unit. Loose connections where the heat would not come on. He pulled the side panel off on a separate call and did something with the ignitor to get that to work. He came out 3 other times but I can’t recall what the issue was. So on 4/24/19 I called Ryan Homes customer service and explained that my AC unit will not cut on. They had me will never buy another Ryan Homes ever again. My next step is to call the local news and a lawyer. I promise someone go to the garage to check the fuse box and I cut the unit on and off. They had me go outside to the unit and check a box that was hooked up to and that wasn’t the issue. They had to call a service repairman to come out.

    On 4/25/19 a Ryan Homes representative came out to the house and repeated everything I had done the day before and told me someone should be out soon. On 4/26/19 I called Ryan Homes customer service and explained no one has come out to the house and I didn’t understand the hold up. I was told they have 2 days to respond to the ticket. 2 days and still a no show. Saturday I called customer service and they were closed. I called again Monday morning around 7:15am and the lady was surprised that no one came out. She said she would put another ticket in to the company. Still all day no call. I called Ryan Homes customer service again this afternoon 4/29/19 because now it been 5 days.

    I explained to the gentleman on the phone my issue and he told me it was no longer Ryan Homes issue and it was my responsibility to call the company. He was rude and had a terrible attitude. I told him I didn’t buy the unit from the company. I bought this house from Ryan Homes and I need someone to call me or come fix it. I paid $300K for a new home and Ryan Homes can’t stand by their product. I am a very unhappy and unsatisfied customer with Ryan Homes. It’s unbelievable that I have had to call 5 times about this same unit and called 6 times for this one issue concerning this same unit. Ryan Homes need to stand by their product and by the companies they hire to put their equipment in these homes. I am pissed to say the least and will come out then. Very unsatisfied customer.

    We love the location and floor plan of our home. The construction and finishes are so poor. We have waves in our drywall, stair runners that are cut too short and filled in sloppily with caulk, bathroom caulk that is gobbed on...I could go on. We have attempted to have these item repaired thru warranty but the people that are sent just make it worse. The subs they use have no clue and are so sloppy. We were also promised a egress hole cover before we closed. We were told it was on order due to it being a special a size. Almost a year later we still do not have it. We are getting the runaround. Everyone is very nice, but things just do not get done!

    Awful experience. They use the cheapest contractors. Paint is already chipping. Cracking everywhere. 30 page report from our home inspector we hired before closing: crooked deck post, moldy wood used for framing/crawl space!!, damage to truss, hilly backyard not rolled properly (flat land when bought), they mixed up our house colors!!!!! Had to change whole color palette because they installed white windows instead of beige which we originally chose. I could keep going. It was just so awful. Only 3-5 “pre secret packages for interiors-can’t go to a showroom and mix and match what you’d like, have to pick a package. Not fun or what we dreamed of.

    If you're looking for a home my advice is stay away from Ryan Homes, aka NVR Mortgage, NVR Title Agency. My experience is too long to tell in this review. Highlights are that we signed a buyer's agreement that was ironclad with no way out. After realizing what a mistake we made, (especially after they started building), they wouldn't let us out of the deal without legal repercussions. I didn't even care about losing our downpayment, I just wanted out. Had to sign at closing because otherwise they said they would fine us, sue us, etc.

    We we ended up paying almost $275000 for a $220,000 home by the time they added in all their 3rd party fees. What a scam. The hilarious part is, the buyer's agreement states you can't have a lawyer change anything. They're protected 100%. Buyer beware! The house is crap, built like a shed with crap material. They're 200 percent idiots when it comes to building. They gave us the wrong elevation and forgot our fireplace. Really, truly, they don't deserve any stars, but one star is as low as this review thing goes.

    I would say I am kind of disappointed with the after sales services that Ryan Homes/NVR offers. My walkthrough was done 2 hours before my closing and the project manager was rushing me through it. The few things that we found that needed fixed have not all been addressed till date and I have tried to reach out to the Project Manager and he is not responding at all.

    After my closing, I went back to my home and found a few other issues and I even took the pictures and sent the project manager and he still didn't respond. This is supposed to be a brand new home but the finishing on this home is terrible and it is really disappointing that the Project Manager is not taking on his responsibilities. I always wanted to hire an inspector to do walkthrough with me but they kept telling me that it wasn't necessary since this is a brand new home. Additionally, I was given the wrong keys to my house. The keys do not open my front door and I have to enter my house only through the garage door.

    My home was built in 2014. The original purchaser did an immediate rent back to Ryan Homes as the house was a model. Once the rent back period was over, I purchased and moved in to the house (1st occupant - the original owner never occupied) 2017. Since then, I've had nothing but problems. The HVAC system not appropriately sized per HVAC company; leak down through the kitchen from the master bath - due to a nail in the pipe during the building process; sloping of floors. Blame has been placed on me for these issues. I would never recommend this company to anyone and will never buy or occupy a home built by Ryan Homes. I wish that I could give them a negative rating.

    We bought what we thought would be our dream vacation and later retirement home in Ocean City, MD. But we soon found out that all 12 condo buildings have major structural repairs that NVR/Ryan refuse to correct. The Building department made us shut down one of the stair towers for emergency repairs and now we have to have all the stair towers in every condo building reconstructed. In addition, they did not construct the balconies and front landings correctly as well. We are now in a fight to hold them accountable. But the damage is done. Our home is now a money pit and we can only hope to sell and recoup some of our money.

    Wondering why they keep insisting we continue because we have since found out our current home needs major repairs before we can sell. We are not contingent upon selling that home but we have to get a second mortgage to make these repairs. We bring home 4300 a month, current mortgage is 769, new home mortgage is $1490, and now we have to get a second mortgage. They keep moving forward and saying numbers look good. Just wondering why we allow a bank to own a builder and approve loans just to make a sale. We have told them we cannot continue and have been met with threats of being sued. I wouldn’t recommend NVR or Ryan Homes to anyone. Wishing now we had never walked into that open house.

    We were very excited to build our first home but what a nightmare Ryan Homes made it! Where to start? First off our project manager was a joke. I swear he just got off the couch. We walked the property right before the move in date and made a punch list of things to be done. Showed up the next week and nothing was done! I was irritated that the entire punch list has to be done AFTER we moved in. Every time we had a Ryan worker come to fix something it just opened up new problems.

    Let me explain what had to be done starting at the street. OUTSIDE: Driveway was terrible, had to be literally ripped out and replaced. Garage door panels dented from workers backing their truck to close to the house (I was there daily because I could not trust any “workers” Ryan had). The yard is a complete mess. Had to fight for a drain in the backyard because there was a pond of standing water. My house was never grounded electrically outside, I had to do it even after reminding them dozens of times and how the heck did it pass inspection?? Every window is not caulked, gap in every one. INSIDE starting with the garage, the walls are so bad. Some joints have zero mud. The new garage floor is all scratched up.

    Ryan Homes upper management called me about my bad review and wanted to come see for himself. Of course he was very arrogant and thought nothing was wrong. I almost threw him out. There’s your reason right there why Ryan is the worst. You lead by example and if your bosses are clowns then why would your workers be any good?

    My HOA and the city was on their butt the entire time to finish work they started. So to finish up, floors -walls - ceilings etc everywhere needed work. They hire the absolute cheapest labor they can find. Even the doors had handles falling off! I can’t name one thing that went correctly. BEWARE! RYAN IS THE BIGGEST RAT COMPANY EVER! Everyone had the SAME experience!! I’m a big believer in Karma.

    I built a Ryan Home 4 years ago and agree with the other comments on this site related to unsquared walls, wavy walls, etc. I now have 2 leaks in the roof that are caused from poor workmanship by Bradco who is the roofing contractor that put my roof on. They ran the shingles in the valley backward so the water from the steeper slope is running under the shingles and the shingles on the front of the house have tar all over them where they had nails come through the shingles and they "patched" them. They did not install the flashing correctly so water is leaking where the roofline meets the wall also. Never again would I build a home using Ryan Homes and I will never recommend them.

    Have been in our home for one year. House built by Ryan Homes in Greenwood, IN. There are more “nail pops” in the walls than you can count. Not one wall is straight, square, or perpendicular. Long hallway walls are wavy. Corners are crooked. Still fighting them after a year on light fixture installation. Garage was never insulated. Just drywalled. Literally no insulation. Causes issues with water lines in the cold weather. Rooms above the garage have not been insulated well due to the garage. Fought 8 months to have HVAC unit replaced. Installed a smaller unit, but passed off the warranty and instruction books as a larger unit. Then argued when I proved them wrong. Siding is wavy. Looks like someone beat it into place. Every handle on every door has fallen off over the year. Tension screws were never tightened. Not one exterior door seals, either crooked or misaligned. Kitchen cabinets were hung improperly.

    There are 97 holes in the walls above the cabinets, proving they have no idea how to hang cabinets or where the studs are. Took 7 months to have them come back and finish painting. 1 coat of contractor white is all they sprayed, and they sprayed it everywhere. Had to pay a second paint team to finish the job. The interior doors are bent, probably from being left out in the weather for the 3+ months. They spent building 16 houses on my street at one time. The crews that build don’t speak English, don’t want to talk to you, and will not show up on time ever. When they do show up they park on the curb/grass and leave their mess when they are finished.

    No professionalism or courtesy. One team used my garbage can to clean out their truck. The can was on the side of my house! Trash littered up my driveway and around my yard. Complete disrespect. Whenever you call them they place you on hold, pass you around, don’t call you back, or say it’s not their fault. Would not recommend to anyone. This is the worst company I have ever dealt with. And their product shows all of their faults in about 3-6 months.

    I am extremely dissatisfied with Ryan Homes. They cut corners on almost everything they possibly could. My home was built in 2003 so we are unable to get any relief from the builder at this point. However, the things I have discovered are unconscionable. For example, my roof was not constructed entirely of plywood. They cut corners and used OSB in some places. There are several holes where someone stepped through the OSB. SMH! The builders also ran plastic pipes from the sump pump to a wooded area that has caused severe erosion problems over the years when they could used the main sewer line. Who knows what other corners they cut. I will never purchase another home from Ryan Homes.

    We have several things go wrong right from the start. We loved the location and neighborhood so we overlooked a lot of things in the beginning. The project manager was a jerk. Three car garage... He was going to put a two car driveway with a slant to the third and told us that was code and nothing he could do about it. Front elevation was not what we signed our names to and he said it wasn't even though the saleswoman had a paper with a picture and our signature on it. It had a plumbing leak from the tankless hot water heater all weekend long the week before we closed.

    We struggled with them to replace the wood flooring and soaked sub-floor. Drywall a year later had nail pops where moisture was in the drywall and dried by dehumidifier. We had a crew come fix all nail holes but it still is terrible with cracks in walls. Door jam has black mold on inside. Floor upstairs squeaks. They tried four times to fix but still squeaks. Gaps in mortar in bricks. Vinyl siding is wavy. My email ** if you have any more questions about Ryan Homes.

    We made the terrible mistake of buying a new Yorkshire Ryan Home in the Lederach Golf Club in Harleysville PA back in 2005. The young man who was our building contractor was as unethical as anyone I have ever met, lying to us numerous times. He literally made our lives miserable for the first few years living here as we had to resort to dealing with the VP of the company to get things resolved over a period of 18 months. Our punch list was 7 pages long the day we moved in. Drops of white paint all over the hardwood floors, doors hung backwards, cracked medicine cabinet, bent electrical panel, microwave with a huge dent in the bottom, holes in the wallboard inside closets, hundreds of indentations and sloppy sparkling on the wall, uneven floorboards and Ryan stripped the land of all top soil putting grass seed on clay and calling that a "yard".

    13 years later the misery lives on. We have had to replace one of two AC compressors, replace the propane gas fired furnace, replace the microwave, the dishwasher, several hardwood floorboards and entire front door and frame to eliminate the terrible drafts and had landscapers redo the yard. To make matters worse, my wife wanted an "all siding exterior". Ryan told us we HAD to have have a stone facade around the front door. Initially, when the siding people came they put up siding everywhere except around the front door which was left bare for the stone mason. I told the bldg. mgr we wanted siding everywhere. He finally complied and the following week, the entire house had siding.

    A week later, I returned to see that the siding around the door had been taken down and replaced with stone. The house cosmetically is beautiful, but like so much in today's image-driven culture, the underneath foundation of the house was horrible - they cut corners everywhere - low-grade windows, no lights in closets, cheap crap shelving and every appliance was the cheapest grade available. We have, by spending over $100,000, made the home very nice by installing proper appliances, having carpenters in to fix all the problems and replaced the cheap 8-foot wide aluminum garage doors with high r-value 9 footers and adding a screen porch.

    We built our custom house in May 2014 with over 30 upgrades, this was our dream home. Will never use Ryan Homes again for anything. They do not stand by any of their work. They accidentally dug up our driveway when excavating the lot beside ours due to the house being too big for the lot. When they dug it up they dug up our water line, sprinkler line, electrical line, collapsed our driveway and knocked our retaining wall down. After numerous complaints and phone calls they finally came out and fixed THEIR damage which less than a year later has started to sink again and the retaining wall is cracking from the shoddy work they did. Now every wall in our house where the crown molding is has huge cracks, nails have popped out in all of the rooms, we have mold in our bathrooms and the driveway is still sinking. Have called several times and were told "oh well not our problem". Would not recommend them to build a doghouse!

    We moved in at the end of July 2018, we have had issues and complaints since day one...and even before that. The first issue we had was while we were building. We were given a settlement date of mid June and therefore put our home we were in at the time on the market and made sure that the interested buyers knew that it was going to be mid June or nothing. I ended up calling our loan company to make sure that if I were to change jobs at that time everything was fine... Well that is when I found out our settlement date was the end on July... No one had called us to inform us and I don't think they would have had I not found out on my own. We had already had offers and then had to change everything around on the current home. (Luck our agent is amazing.)

    We had more bumps in the road between everything but I'll just hit the main issues or we will be here forever! The day we move in, our basement window started leaking and ended up flooding our basement...turns out the window wasn't sealed properly, and the window well wasn't bolted to the wall so water came pouring in. (Faulty construction and they even admitted it.) Our new finished basement was now soaked and being torn up for the 1st time. One wall had to have the drywall completely replaced and the whole carpet in the basement replaced as well. Our basement was torn up for the first two weeks of us living here. I still don't think the window is fixed 100% but they say it's the way it should be.

    At that time we also found out that the house had been treated for mold before we bought/settled. We were not informed about this at all. About a month later we see black mold on the ceiling of the basement in a few different places. So at this point our basement is being torn up for the 2nd time in less than 3 month of us living here. Come to find out the mold that we found wasn't even related to the water leaking issue...so here is the second faulty construction issue in our NEW HOME. We ended up getting a 3rd party company to come and address the mold issue because our confidence we completely gone at this point. There was another issue as to how Ryan Homes wanted to fix the mold issue compare to what the company said should be done. I don't think Ryan Homes knows how to fix mold issues and should not even try. They should have gotten someone from the start that specializes in mold.

    This is our home... This is where we live and breathe and want to start a family. Who can start a family in a house that has had mold twice now within the first 5 month of it even being a home. We have had other issues but nothing as big as what I have just talked about. Things like feeling air coming through a few of our windows, or the walls being thinner than our last home that was over 30 years old...for as much as we paid and were told that this would be a tightly sealed home and much less noise because it's new and this and that, I can't explain how much we are disappointed and really don't want to be here anymore.

    What a terrible experience from start to finish (and beyond)!! It’s been over 3 months since we moved in (a month late) and we still haven’t had our punch list completed! Back up though- 4 days after we moved in the builder behind our trees started knocking them all down. We filed a cease and desist. The surveyor came out only to discover our lot was .12 acres smaller than we were sold!! So much for the lot premium we paid for to find out Ryan Homes falsely advertised and didn’t protect the trees they were selling us.

    Our sales consultant repeatedly misspoke (and I have 223 saved text messages for proof) yet Ryan Homes won’t support anything because it wasn’t on my “contract” - yet I have it in writing via text. They fired the sales consultant halfway through our build - so you know - that fixed the problem???‍♀️. How about Ryan Homes make things right with your customers who just dropped $358,000 on a home bought from you!?!

    The builder provides a 1 year warranty on their construction. They will come to fix any nail pops or settling damage that happens in the first year. After that, you will need to bug them. I was lucky because they were still building in the community and they didn't want us talking to potential buyers. Their contractors were extremely helpful. However, they could only help us with no charge if Ryan Homes accepted the customer service request. Now, 3 years later, they will not assist me with any of the damage that continues to happen due to crappy craftsmanship.

    All of the nail pops that were fixed have popped out again. The ceiling is separating from the walls and drywall is cracking and falling constantly. I will need to hire a contractor to come and fix all of the cracks and holes in my ceiling and in my walls. It's horrendous to have this much expense on a newly constructed home. I even pointed out to the project manager about a wall that was bowed and he said that there was nothing to be done. That is just unacceptable. There are smaller issues like electrical wall plates that are crooked. Toilet holder in the master bathroom is crooked. The first floor stairs trim is coming apart from the wall. It's a disgrace. I would never recommend this builder. They build cheap and fast...and that's what you get.

    Build the house in Dec 2017. Has so many problems already: first: irrigation system was half done, has to hire separate contractors to finish them up, Dryer air Vac was not connected, my crawlspace and the whole house has been smelling fungus. Contacted Ryan Homes five times and till today nothing has been done, I'm planning to hire a plumber to get it fixed. Paints and hardwood floor that I paid a lot of money are all peeling off. Walls are cracking all over. Contacted them, receptionist took my name and no one called back. Worst and terrible experience. Not recommended to anyone to use Ryan Homes. Big rip off.

    We have lived in our home for 2 years. It was built in 2014. We have had nothing but problems since taking ownership. We had a melted wire going into our fuse box, our furnace constantly goes out. We have had an HVAC company out three times. They told us the furnace was never installed properly. It is STILL not fixed. We have had a plumber out three times for leaking pipes, etc. The walls have cracked and are so thin that when we hang even light items on the walls, they immediately fall off. If we use the ice maker in the kitchen, the TV goes fuzzy. When my neighbor uses her icemaker, a fuse blows. EVERYONE in our development has experienced problems as well. And then issues we are all having are not minor issues. Ryan Homes has not fixed any of the problems. I will NEVER purchase a Ryan Home again. They are cheaply constructed and many shortcuts are taken. Unacceptable.

    We had a terrible experience with Ryan Homes from the beginning. We should have taken the issues while laying out the house as a sign. After we closed we had several issues that they "fixed" which all have come back. Here are just some examples; we upgraded to hardwood. Cheap floors and they are cracking and chipping. Going to have to refinish in the next year. Microwave they installed incorrectly and luckily didn't have a fire but had to replace at our cost after 1 year. Water comes in back door. Drywall work is terrible. Completely uneven around outlets. Caulking is cracking around all baseboards. The overall quality is horrible. Makes me said we invest our life savings into something and they don't care if they sell you crap.

    We signed our first home with Ryan homes Naples Model in July 2018 and now as they just started digging and started foundation, we realized that have dishwasher on the left side of sink which is very uncomfortable for the person who is right handed, and it goes worst in my case as I had stroke 3 months back and my left side is still not recovered. And we explained this issue to them and asked to swap dishwasher to the right of sink which is not at all a big deal when house is still just on the digging stage. To my surprise they responded to our request 'We cannot change the layout of the kitchen island/dishwasher placement. The cabinet layout comes standard, and neither Phil nor I can change that.' I am feeling like did we take right decision to sign house with them? Common we are not buying grocery, we are getting a home where we gonna live forever.

    Purchasing a home from Ryan Homes is a nightmare. After we moved in last October, we have experienced two leaks in the finished basement. The first leak was due to a leaking valve to the bath tub, damaging the drywall. The second leak occurred about 6 months after moving in. The main waterline leaked this time damaging the carpet and the drywall. We upgraded the whole first floor to hardwood, however, they used low quality hardwood, workmanship was extremely low, many pieces were chipped off, large scratches, dents... just name some. Master bedroom with very visible seam (of clearly two different quality of carpets), master bathroom shower base has cracked, backyard was not graded right so that water accumulated after rain.

    Looking at all of the negative reviews, we almost didn’t build with Ryan. I checked with several builders and project managers that I knew in the area and they told me that they hadn’t heard anything negative about them, so we decided to take a leap of faith. We are so glad we did. Everyone from the Sales team to the Project Manager to the mortgage team was fantastic. I honestly can’t say enough about them. I realize that this may be very regional and one office may not be as good as another. However, I can attest that Midlothian, VA area team was fantastic and I couldn’t have asked for a better experience. I know most people that come on here have had bad experiences and I feel really bad for them, as I couldn’t imagine the nightmare that must be. But I wanted people out there to know that there are those of us who truly enjoyed the experience and can’t say enough about the people we personally worked with at Ryan Homes.

    The pictures I attached are a small example of the issues I have had with the drywall in my home. We had Ryan out several times during the first year to fix these issues and they supposedly sent their "experts" out each time. Well their experts still need to go to school. I have spent over $9,000 to fix these issues and because of issues with the structure they keep coming back. Ryan indicates this is not structural and they won't cover repairs. My last resort is to replace drywall where this is occurring. If you are thinking about purchasing a home from this builder, RUN, do not even engage in conversation because they are liars. They just take your money and run.

    I have been living a nightmare under Ryan Homes since I moved. Their subcontractors have blocked my driveway every day since I moved in December 2017. It started because my mother asked a street cleaner Dean ** to move a large piece of equipment in my driveway. He was rude and demeaning to her. Finally after a month of them blocking me I had it and asked him to move back so I could leave my house. He refused. He said I'm not a Christian and that I'm dumb and that if I would go to church I wouldn't be allowed by God. I have the 7 minute argument all on film along with a hundred pictures.

    Literally. He told me that Ryan Homes told him to block me and that the Sheriff in the neighborhood and the cops are in their pocket and that the State Trooper (ie my Neighbor) wants me out of his neighborhood. He told me he won't back his street sweeper for me because it is dirty there. I have a video where him and an employee from Suffern are talking about kicking my **. And I was filming them to their faces and they didn't care. He told me Ryan Homes is a multi-billion dollar company and good luck to take them on. I figured to avoid confrontation I would pull my car to the curb. The bald guy YGD called the State Trooper and waited 30 minutes knocking on my door until a local cop came and gave me a ticket for being 12" off the curb and I was parked on my driveway anyways. Ridiculous.

    I am completely isolated here! I have had the police at my house 7 times. I had a bald angry man (2nd encounter of YGD landscaping employee/owner) follow me to my house, get out of his truck and threaten me at my doorstep. He told me I don't want any of him because he knew somehow that I have a bad back. I can only blame this information being relayed by Jordan **. Once again I have pictures and films. The bald guy has MMC land management and its employees several times have had them drive to my house at 10 at night and pull into my driveway. They will leave equipment to directly block me and leave it for 21 days like last time. No one else is being treated this way. I have begged Ryan Homes supervisor Jordan ** (Who begged me daily for a "10" and he never replied nor helped) and Brad of Pittsburgh Ryan Homes, Marion Estates.

    I called corporate and was told though! He told me they don't have a police force or army. NO KIDDING. But they do own that property and they are still subcontracting. Someone has to take accountability. It has got so bad that I must hire a detective for personal protection as I have been followed leaving my house and threatened at Gas Stations and forced off the road. And when I take the picture it is of a Ryan Homes sub contractor. I have all the pics and videos including a video where the cops are there and the bald jerk was taunting me in front of the cop telling me I'm not a man and harassing me, while the cop was there. While a cop was there.

    Great Location & layouts But that's where it all ends!! Didn't even ever guessed in my dreams that a nationally presented builder can build such a below quality homes!! Not only they are build in Bad Quality but are even higher than the normal market price. We bought our home in March 2018 for almost 700k & from the very 1st day it has been only & only a horribly bad experiences!! The way Ryan Homes deal with it is as if they did us a favor by building the house for us which they charged us almost $700k. We have been told that they really can't do much as the house looks fine & was delivered as per their designs.

    The issues are with Rattling Windows, Squeaking Floors, Improper Doors installations, Very Thin Walls (we can hear everything while sitting in the family room or any other room for the matter of fact what the kids/family is talking/walking in their rooms on the 2nd level or vise-versa). The paint job is so pathetic that it’s flashing everywhere in the house. The Hardwood Floor stays uneven & very noisy. The design flaws are just overlooked by saying that it looks nice esthetically!!

    The prefabricated kitchen/bathroom cabinets doors stay chipping color. Every woodwork has rough edges & improper finishing. Wooden beading in Kitchen fell twice & once it fell on my wife's head while she was cooking!! The service calls take more than 20 days to be attended & even when they come to fix it, they take at least 3-4 times to fix the issues completely.

    Don’t buy with Ryan Homes at Bentley Park at all!! SAVE YOUR MONEY & TIME, look elsewhere!! I was warned by a friend of mine who had bought a house from Ryan Homes in Virginia and he too faced similar issues, which got so bad that he ended up selling it. I wish I would have heard him & not bought this Horribly build crap for almost $700k.

    Moved in home Dec. 2017. Project Manager was very communicative in regards to home needs. It seems after he "assisted" me in filling out the survey, he is does not follow through, just ignores texts (left unread) or responds to appease with no action. One of the issues is the landscaping that was done in June (during high winds). Rockhounding was less to be desired at the least and seed and hay did not take in most areas due the wind that we had at this time. I along with 2 other neighbors have complained to no avail, not to mention the weeds...UGH.

    Ryan Homes only cares about you before your closing date. I settled on my home in May. It’s been one thing after another since then. The siding color is not what I was told it would be (it was supposed to match the model home, but the model home didn’t have the correct color that was listed on the plans). They admitted to the error as being their fault, and drag their feet dealing with the issue. My pre-settlement walkthrough was the morning of closing because I was moving from out of town. I should have canceled closing when I noticed the error, but I was desperate. Settlement had already been pushed back once because of the electric company not being finished with their installs. This meant I had to re-lock into my mortgage rate with NVR, which of course was higher because my 90 day lock expired. I figured in the grand scheme of things, none of it was a biggie. Then I started having plumbing problems.

    After 6 visits in 6 weeks (and staying home from work), they finally figured out I had a pipe under my kitchen floor that was cracked. So, another day home from work for them to jackhammer my floor up. The person doing the concrete repairs mixed the concrete in the house. There were no barriers put up beforehand as I was told there would be. I had dust throughout my house and all over my new furniture. They patched the vinyl floor because after weeks of pleading with them to offer a credit of some sort for the siding error they finally agreed to a partial flooring upgrade. It’s been going on a month since the flooring was supposedly ordered. They were supposed to call me two weeks ago to set up installation. I can’t get anyone to respond to my emails or request for calls. I expressed my concerns and had zero response. Crickets.

    Additionally, I have tried to reach someone from the acting HOA and have had no such luck. The neighborhood looks like crap. The weeds are out of control, the trash enclosure is disgusting (I wouldn’t be surprised if we ended up with rats), you are supposed to get approval for a patio but only the good Lord knows where it gets submitted. They don’t care. I will probably never get my flooring upgrade and I’ll be stuck with the crappy patch job of the cheap vinyl flooring.

    The drywall and painting looks like an amateur did it. I’ve already had them out once to fix the multiple places I had already noticed. They gave us about a 12 x 12 step out of our back door...geez, thanks. I told them it looks like scratches were on my countertop and they just disagreed with me. I had a sinkhole at my front walkway that my niece stepped into. It took them multiple reminders to fix it. My neighbor now has one too. It’s quite scary. If this is how it is 3 months in, how will it be a year from now??? Chalk this one up to lesson learned!!! They do not care. Period.

    Our two slide glass doors leak water into our home every time it rains. We are not able to control the moisture because they were installed improperly. Mold is starting to grow, our windows and furniture are always wet and Ryan claims not to be at fault. I've reported this multiple times and was told it was due to the weather not the doors.

    Just 2 months past my 1 year mark. Hot water heater out. Was informed my warranty is over and 3 days later my HVAC system is out. This is so bad for a home only a year old. Just say no to Ryan Homes!! Stay away!!

    Ryan builders damage my sprinkler system while building their new home next to my. And after informed them about it. They told me that they will replace it within a few days. But it has been over two weeks and nothing been done. Meanwhile my water bill is three times then normal no one from Ryan returning my calls. Ignorant and irresponsible RYAN HOMES. If they are acting that way towards neighbors, just imagine how their homes are build. STAY AWAY FROM RYAN HOMES.

    August 2016 we thought we were building a beautiful home. Ever since we closed we have had one problem after another. It started with the lights on the garage falling off, then the garage door not working. Then major things started happening. Our driveway sunk, sink in basement wouldn’t drain (cement was in the pipe), cap was left off sewer so we had a sewer flood, promised to fill in sinking backyard - never happened, trim not even nailed on, etc. It has now been almost 2 years and we now have a crack on our basement wall and water is seeping in and our water heater doesn’t work AND Ryan Homes will not fix because they only have a one year warranty. I would never buy a Ryan Home again!

    We decided to build a home with Ryan Homes in North Huntingdon, PA in the Fall 2017. The first meeting they get you all excited and tell you how customized they are and how they are all about customer service and great products. LIES. Once we signed our contract and picked out our lot, it was downhill from there. The salesperson Ashley says it's "customizable" but it isn't. We wanted a specific color for our home and we have 3 "color schemes" to pick from. She has told us in our first meeting there's 30+ color schemes but we had 3. We were told our shower upgrade was going to cost 3,000 or whatever it was. They forget to tell you that price isn't going to get you what they showed you at the beginning. We had to spend thousands more to get to what we thought the upgrade was. Awful. Then the flooring was a whole other thing. You will be spending a pretty penny if you don't want 1970 vinyl flooring.

    Basically everything Ashley said in the first meeting was crap. Then the house starts to be build and you really see how poor quality everything is. We found issues the day we moved in. The paint on the walls is more of a primer so your walls will mark and scuff the second you touch them. Have fun trying to get a yard, it's been months and we still haven't had topsoil and grass seed to be put in. It is a poorly run building process and a terrible sales staff with crap finished products. Our neighbor's roof was leaking so bad it caved in... Building a brand new home should mean no home issues but we have no yard, cracked sidewalks, a crap looking driveway, a broken dishwasher, and no one has done anything about it. Go to a different home builder. They push this survey and tell you to give them a great score on everything while you have a broken dishwasher that still needs fixed. I promise you will regret Ryan Homes.

    When we purchased our home we decided to pay the extra cost (was not cheap) to have our backyard sodded. Several of the people in our neighborhood had advised us against this, they said Ryan Homes used low grade, cheap sod. Unfortunately we went ahead and did it anyway. We closed and moved in January. The sod was of course dormant. With the coming of Spring it was still "dormant". Dead is more like it. The only thing growing out of the dead sod was an abundance of crabgrass and weeds.

    We contacted Brandon of Ryan Homes and after 3 attempts to get a return call he finally came out. His answer, "sod does not have a warranty". Ok I get that but the sod is dead, it was never alive. We paid a considerable amount for dead sod. That is very shady business. I would understand it if the sod had turned green and we neglected it but it never rooted, never turned green... just dead. So now we have to pay all over again to get quality sod. I wish had listened to the people who told me that Ryan Homes uses cheap, inferior materials. Such a disappointment.

    As someone else said in a previous review. They are wonderful when you are building but as soon as you sign the papers, move in and start discovering the many issues, they are done with you. They do not stand behind their work. Also, don’t get the hardwood floors, we are having major issues there as well and since those are under warranty we are attempting to resolve that. 3 months so far on floors and again nothing has been done. My advice would be to use a more professional builder that stands behind their name and work. Very disappointed in Ryan Homes.

    My house has recently experienced a major issue with the footer drain around the foundation; after just 11 years living in it. My sump pump had to be replaced and extensive excavation has been carried out to discover the cause. Well, come to find out that the footer drain pipes were not installed correctly during construction (verified by a professional, licensed plumbing Co.) and that the sump pump discharge pipe was laid pitching IN towards the foundation wall, at a pitch DOWNWARD! There was also NO BACKFILL of gravel laid around the drain pipes?! So I'm currently trying to resolve this problem; while my yard has been destroyed by a Bobcat digger (new landscaping will be needed! ); and when Ryan Homes were called their attitude is (of course) "stuff happens", and "oh well".

    Their attitude is appalling to say the least. Corporate puppet on the phone was practically taunting us into doing something legally. He stated "do what you have to do". Goodness knows what other issues will surface in the coming years? Who knows but it will re-occur in another area of the foundation! The entire property was never graded correctly; and I have no idea how Painesville City "inspectors" (that's a joke) ever signed off on this shoddy work (property tax greed I'll bet). I'm quite sure I won't be the only house with these same issues in the Liberty Greens community; as all the other homes were probably built just as badly. What can one expect I guess from a system that slaps up a home in 3 months? We were pure novices when we bought this home in 2006; and if we could go back we'd run for the hills away from Ryan Homes!

    You people with positive reviews can say whatever you like. You're the lucky ones. Your contractors probably gave a crap about their work. Ours DIDN'T; and we're paying the price for that 11 years later before our basement floods! We're not going to just lie down and let this go. Plenty construction defect lawyers out there will take this case. STAY AWAY FROM RYAN HOMES!! YOU'VE BEEN WARNED! Read the negative reviews and believe them! Their customer service stinks!! Enough said.

    I built my home in 2010. I love my home but in this time I have had to get my AC unit filled in 2012 & 2018. I had a foundation crack in 2011 that was fixed and now I have another crack and water is coming in. I called about 3 days ago and no one has contacted me. At this point it is raining and water is coming in. I want to know how many other foundation issues there are out there and how Ryan Homes is responding. First, the few telephone numbers I had did not work. Crazy but I am not happy with this issue right now. Has Ryan Homes been sued by anyone on this? I guess I should do some more research. I just want my home fixed.

    If I could rate Ryan homes -0 I would. When I went to look at the model Matisse condo it was sold like a dream house. I specifically asked about the sound barrier between the two condos and I was told word for word “I haven’t encountered any complaints but here’s what the sound barrier looks like.” He pulled out sample of the sound barrier made of cement and sound barrier coating front and back of the cement. He talked about the construction of the home and it’s not built like most. I expressed again my concern with floor noise because this type of “floor walking noise” really bothered me.

    The Ryan Rep assured me that there wasn’t going to be a problem. Once I moved in the repair items started adding up. One of those concerns was the noise between the floors of the piggyback condo. The PM told me that I was hearing the noise because the neighbor didn’t have any furniture for the noise to bounce off. That should have been my red flag right there. Also, I’ve complained countless times about the AC not cooling upstairs. My bill in April was $209.00. They couldn’t find anything wrong and told me to close the vents on lower level to push air upstairs.

    I complained again and when a tech checked it yesterday it was 2.3 low on Freon. Why couldn’t this have been tested and diagnosed the last few times the HVAC came out? I feel that Ryan home told me anything to sell this condo and get the row of condos on a build schedule. Deceitful on their end and I’m not sure how they get away with it. I would advise anyone against from buying a Ryan home. A sale is just a sale to them and then they move on looking for their next victim. All $$$$ to them and making their fat bonus check. No care or worry for the consumer. This was my first home buying experience and I’m truly disappointed. It’s suppose to be a great experience and that it was not!

    Our new home was supposed to be finished by Nov 11, 2017. Was not finished until 12-22-2017. The delay was not weather related, all the loan paperwork was done and everything was approved by 08-10-2017. We were told 90 days or less they were close but no cigar. We get moved 12-23-2017 and then the fun started. Just a little thing like garbage disposal quit working, no screen door on the sliding patio doors (was told, "We do not install them because they are junk, we throw them in dumpster"). We had a warm spell in Feb and then it turned cold and snowed again and I am cleaning off the front porch stoop and there is sand on the stoop. Come to find out the concrete froze after being poured and now the stoop is thawing and falling apart.

    We have about a dozen shingles gone off the back side of the roof. We have had about 6 weeks of warm weather now and we are still waiting on final grade to be done to the yard and sod put down. We have downspouts laid across the sidewalks that still need to be buried, stair rails were loose and wobbly (I repaired because I did not want somebody getting hurt). All the exterior trim needs to be painted. We have turned in all the required paperwork about everything that needs repaired and the only thing done is the disposal now works. This is not our first new build but it will be our last one from Ryan Homes. The service department sucks and the corporate office starts dodging your phone calls. This place is nothing more than a high dollar piece of junk.

    I give ZERO star on Ryan Homes and NVR Inc. I closed the home a 3 weeks ago. The whole closing process was a joke. So, please stay away from this company. Please be advised that: NVR Mortgage will give you a lower rate and a sign on bonus to make you sign with them. After you have signed with them, three weeks prior to the closing, they will increase the interest rate at least 0.75% above the market, and they ask you to pay for the points to bring the interest rate down. So, please use your own mortgage company, or sign with NVR with a crazy rate and take the incentive to refinance with a different mortgage company.

    Do not enter into a contract without asking for incentive if you don’t have your own realtor with you. The sales office will need to pay 3% to your realtor. Or, ask them to pay the 3% to you if you don’t use one. Please be mindful that whatever you have seem in the Ryan Homes' model house, the standard of the finishing product is at least 50% lower than the model house. There is no quality control. When I found issue, they said, “I can’t catch all the mistakes,” or “It is covered under Warranty, you don’t have to worry about it.” In the end, nothing get fixed. So, do NOT have a high expectation of your home, or you will be disappointed, just like I am. We found leaking from the roof into my drywall. I saw paint pilled out from the wall. They said they will check. It is been three weeks, it is still in process to check!

    It is recommended to not close until they fixed all of your issues. I demanded them to fix all of my issues prior to the closing. Instead, Ryan Homes was threatening me if I don’t close on the closing day, they are going to charge me 1% of the penalty. So, 3 weeks after closing, nothing is fixed. What a joke. Ryan Homes has poor quality control in general. Especially, Ryan Homes has zero quality control on its contractors, at least on TAC. TAC installed our hardwood floor, countertop, cabinet, carpet. They not only damaged the hardwood floor and cabinet, but also installed a two different color carpet in a same room!!! They were hoping that I am color blind and I can’t see the difference.

    The hardwood floor. We spent thousands to upgrade the floor. Just FYI, it will be BETTER TO DO THE FLOOR YOURSELF. After the hardwood floor was installed, there was no protection for the floor. Instead, they put all the trash, paint, appliance directly on the floor. When I entered the house, I felt that the floor is at least 5 months old for the new house. I also found that the hardwood floor in the kitchen area was flood by water. The floorboards are damaged. Contacted Ryan Homes, they said that the damaged floorboards were the designed in that way! Ryan Homes said they will replace that piece of board!!! The senior project manager neither admit that they did a good job on the floor nor take responsibly of the issue.

    Cabinet. They dent all of my Upgraded Cabinet!!! They even used different paint to touch up lots cabinet and hoped that was okay. I recommend to check your cabinet inch by inch. 10. The countertop. They installed a countertop with a huge dent/, and filled the dent with some product to make it even with DIFFERENT COLOR!!!

    If you absolutely have to buy, do your own quality control since Ryan Homes has ZERO quality control. Visit your place at least once a week. Make sure hire your inspector for every stage of the house since Ryan Homes CANNOT BE TRUSTED. DO NOT UPGRADE anything. It will be way much cheaper and better quality if you do it by yourself. Take the closing incentive and refinance with different company.

    Building a home can be daunting. My husband and I loved the floor plans offered but were leery of Ryan Homes because of the internet reviews. Fast forward to 4 months later, we have a BEAUTIFUL 4500 sq ft Normandy that is everything we could've dreamed of. Working with Kate, Jarrett, and Rachel was a dream. Throughout the process it truly felt like we were dealing with a custom builder rather than just a production builder. We picked a few things in our home that we splurged on, but just the base model itself is enough.

    Our concerns were always addressed and handled. All in all we had the same goal in mind and we worked together to accomplish just that. The contractor touched based every Monday and Friday, and if something big came up, we received a call in between that. Our home was a fast track home, meaning it was the last lot in the area, plus we were renting and tried to line up our lease ending with the closing on our Ryan home. The contractor (Jarrett) and NVR Mortgage made it happen. We locked in rates lower than any one else could offer.

    We weighed the fact that Ryan Homes builds 10's of thousands of homes a year and yet there were only 100 or so complaints as a positive. Plus the complaints, if they had any merit, could've easily been handled. We will recommend Ryan Homes more specifically, Fort Scott, to ANYONE looking for a builder, especially because production builders allow you to narrow down options rather than drowning in options like a custom build. Can I also top this off with saying the Sales Representative dropped off a beautiful patio plant as a housewarming gift? I hope anyone who weeds through the negative can find this positive comment and feel secure in choosing Ryan Homes.

    5/7/18. NVR Inc. is the holding company and it owns Ryan Homes, NVR Homes, NVR Mortgage and NVR Title Services. I am about to purchase a Ryan Homes in New Market MD - Lake Linganore. Ryan suggested to use their mortgage financing which is NVR Financing, because they would offer $5000.00 closing help. This is some type of switch and bait tactic because their closing costs were higher than other lenders' closing cost. For example, the fee that NV charges to process the load is $1990 whereas Costco Home buying program was $311.00. I understand NV homes would allow the $5000.00 to be used with another lender if the NV financing would have denied the financing deal. However, when we demonstrated the lack of closing help Ronnie ** - Branch Manager - NVR, Inc was still trying to push upon an inferior loan of higher interest rates and higher closing cost.

    Ronnie refused to denied the loan and said it was my decision not to move forward with their program. Even if we attempted to increase the cost of the home to cover some of the closing cost we would still be short. I again demonstrated this to Ronnie and he refused to deny the loan. Note other items a buyer should be reviewed is the mortgage insurance (MI). This was higher with NVR financing with a standard conventional loan. NVR MI was $207.00 and another lender monthly total was $142.00.

    Another option was to buy out of the MI for $8,740.57 and competitor was $6651.00. A $2089.57 cost difference. My point with this data is buyer should be aware of their unethical practice of Ryan and NVR Financing being lured in with bait of $5000.00 closing help. Seems to be predatory lending practices to me when you force a client to go with your lending institution for closing help and not have a competitive product. I asked the President of NVR to call me and may update my above comments.

    Our home is 13 years old. We are now the 3rd or 4th owners of the home, and we are finding numerous items Ryan Homes did to cut corners. First, they did not properly support the window framing. The side of the windows, between the window and the wall, cheap plastic. No wood support. To replace the windows, the installer would be responsible for adding the needed structure. Walls are not always 16 inches off center, as required by code. In gutting the bathroom upstairs, it showed somewhere 20 inches, others 14, etc.

    The furnace and air conditioning unit are not big enough for the house (per an HVAC installer). Door jambs are not straight. To fix it, I have to remove the entire door jamb. This is on bedrooms and bathrooms. Lazy Susan in the kitchen was installed so it is sticking out from the cabinets. The last home owners just never took the time to get it fixed. It is the originals holes, so it has always been off. My advice: never buy a used Ryan home without doing a very very thorough inspection.

    First I would like to say I to was lied to and was not given what I paid for. Ryan Homes sell you a pipe dream. First day my home was not completed on my closing day. (May 26 2017) On June 10 I received a water bill for $1237.00. I contact everyone I possibly could have reach out to but to no avail. Cracks in drywall, excessive nail popping in which they were to fix but I was limited to. Poor and unprofessional services of their so call warranty. There are so many more issues I could discuss but just stay away from Ryan Homes.

    The worst experience I have ever had buying a home. RYAN Homes has lied to us throughout the whole purchase and living experience. They do not attempt or schedule punch out lists and the dates they promised. They said they would come over to do the various updates they promised, they never showed up. They changed managers, and they continued to pass the buck. Those dry erase boards at your corporate center are a joke. They did not come here once to address the builder's deficiencies, not once. I will never recommend anyone to Ryan Homes, I tell everyone to never look at a RYAN home, disgraceful. They have lied to us throughout the process. DON'T EVER LOOK AT A RYAN HOME.

    I’ve had problems from the very beginning ranging from water in my walls to furnace going out to garage door motor dying and now a 6 year old water heater going out & kitchen tile coming up. All I’m hearing from the Ryan representative is “unfortunately the warranty has expired”!! I’m waiting on my granddaughter to graduate high school & then “unfortunately” I’m gonna sell this piece of junk to someone else & move into a real home. This is my second home I’ve had built but I won’t do it again. Ryan burnt me for good!

    Buyer beware!! The reviews are accurate. I started the buying process around Feb 2017. I was told the closing date was 12/7/17. The mortgage lender, referred by Ryan Homes, after 2 mandatory apps to NVR, was a total joke. After the first deposit of $2500 and 30 days later, another $7100, for total $9600... fast forward to Feb 2018, yes 2018 – 1 year later!! Ryan Homes cancels my contract, and the way I found out was when I called to verify the closing dates of either Feb 19 or Feb 23... I was told that I was emailed a letter telling me Ryan cancelled my contract and sold the townhome. They did all of this before the proposed closing dates and before I even got the denial letter from the mtg broker — who by the way, indicates in the letter, that I didn’t make enough income to purchase the property.

    And... they are keeping my $9600 deposit. Janet, sales rep, referred me to Hasan, mtg broker, who ‘could get anyone financed.’ I needed a bank statement loan vs conventional loan. 6 months later, and daily ignoring my texts, calls and emails, the mtg broker starts to work on my loan less than 2 weeks before closing. Impossible, right? Right. Janet repeatedly told me that I’d get approved for a loan — not to worry. My realtor was present for most conversations with Janet. The mtg co demanded repeatedly, over and over, that I pay off this and that, which I did, until finally they required me to pay/settle a charged-off loan of 10 years ago. So I diligently pursue the task of trying to settle this account. After talking with the attorney firm about the settlement, I was advised to leave it alone. The end result would have been a $90,000 loan repayment for an original loan that was 34,000.

    The real bite is this. The mtg broker offered me a 5 or 7-year arm. If I had settled and hence reopened that debt, there would have been no way to refi the arm and I would have gone into default losing my 15% downpayment, all of my $ investment and the property. Ryan Homes contract says that if the home buyer honestly does everything possible to get the mtg, then at their discretion, they may return your deposit. So after many phone calls, emails, text messages, no return anything from anyone involved in this entire transaction from Ryan Homes. The other reviews are accurate. The salespeople are desperate, the co has no ethics or morals. I think this whole deal was a scam from the beginning. What a nightmare it’s been. The mental stress, the $ expenses ie. temp living, storage units, all adds up. Please take the reviews seriously.

    Highly Dissatisfied - Things that were told to us at the time of sale were completely different from what we have experienced post possession. At the time of move in – SOD was not installed, landscaping was not done, house was not cleaned, mailbox was not installed. All this when the move in date was extended by 40 days by Ryan. And this was just the beginning. After move in we started discovering various issues – hardwood floor making squeaky noises at several places, floor having chips at several places, electric switches installed in the most absurd way, finishing defects (poor paint job). We were told of the 1-year warranty at the time of sale. It was described as “when you move in furniture and stuff, there are things that get chipped and damaged”.

    At 1 year mark, we will come back and fix anything that is broken. Now we are being told stuff differently. For everything we are being told that it is not covered under warranty. The SOD was installed 3 weeks after we moved in and 2 days before freeze. I am trying to think of anything good with Ryan Homes and the more I think, the poorer things come to my mind. I can go on and on without stopping. Completely disappointed. My suggestion to anyone looking for a new home – DO NOT BUY RYAN HOMES without reading the fine print and then have everything in writing.

    As a single family house owner, I recommend that any new home buyer stay far away from Ryan Homes. We bought back in December 2017 and the whole process was nothing but a huge headache. I'm now faced with trying to get a roof repaired from storm damage that happened over a month ago. The Ryan Homes warranty team has ignored my calls and requests. I now have a 1/4 of my shingles missing from my roof and mold growing in my attic which is all under warranty. I will be consulting with my attorney this week and pursuing legal action.

    Ryan Homes in Greenville SC - So far I've came across 3 issues. 2 toilet flanges are backwards. Which is ridiculous. I'm redoing the master bathroom. The vanity light was rigged up to make it as easy as possible for them to install it. The sheetrock was torn open for the length of the vanity light. There was no electrical box. Just rigged up to make it work.

    Our Venice took exactly 3 months to complete. We closed on the exact date that the Project Manager told us we would during our first meeting. The house is more than enough space for our (currently) 3-person family. We can also host big family parties and everyone can still see each other with the open floor plan. Some drawbacks: our driveway was poured too close to the winter; it's chipping and we're going through the process of getting it replaced. If we don't get it replaced, this review should be closer to 2 stars because it's really degrading fast.

    The floors and walls are pretty thin - no insulation between rooms so you can hear every time someone plugs something into the walls. The air return in the kitchen is really loud. You can hear the water trickle down the pipes from the second floor because the pipes aren't insulated. If you get the chance, definitely insist on insulating the pipes behind the walls on the main floor. Best part about living in a Ryan community - really nice neighbors so far, many with young families like our own.

Windows disfunctioning after 1 year of delivering their so-called new homes. Drywall maintenance. Ceiling paints suck. Stairs rails are loose. Kitchenware is weak and not the best quality.

    Ryan Homes has literally made my life a nightmare for 6 months. I could write a book about the problems with the house, but the biggest thing is they have zero professional morality. Even you asking for what you paid for is met with such a terrible reaction and you will never get anything but a quick cosmetic fix. Nothing is ever really corrected how it should be. Each problem just unveils the next problem. I have nearly lost my job having to stay home waiting on repair people. I am just so sad because I saved for several years to build this house and now I hate every moment of it.

    I recently purchased a home in the Forest Lake Subdivision in (Apopka) Florida. As one other reviewer pointed out. Purchasing a new home is not a cookie cutter process. You must be smart and do your homework. This will be the third newly built home that I had purchased. The first was very inexpensive and I had some surprises (like they did not cut the trees down in the backyard - not part of the contract and not a Ryan home), The second in a more upscale neighborhood and they did not install a thermostat (so the air constantly ran until I noticed it) and they put towel racks and toilet paper holders upside down and there was a leak in the foundation (Levitt and Sons). I was prepared when I went into my Ryan home (so I thought).

    The loan process is the same anywhere: You will be asked to complete forms and send proof of your income, savings deposits, etc. Then a few months down the road you will be asked to resend the same forms. It is a headache, but part of the process. Ask questions and know what interest you can and want to afford. You may be able to buy down the points.

    The sales process was easy, of course the salesperson is nice (they would not put a nasty sales person as your first contact), Mine was Jill. She walked us through the process and showed explained what to expect and was there through the entire process. The building then starts: You are assigned a building inspector (Mine was Jordan), He again walked through the process and timeline step by step. You then go home and wait for the house to be built. My suggestion is to visit the house often, after all there are many homes being built and many errors can occur along the way that are easier to fix while they are in the process. That is what I did and I caught a few things that I was not pleased with (no vent for the stove) and the supervisor had it corrected.

    My only complaint is with the two by fours that they used in the building of my home. True they are covered by drywall, but it is the fact that I know they are there that bothers me. About twenty five percent of the two by fours looked like a rat chewed them up. I brought that to the supervisor's attention and he indicated that this is standard for builders. I looked at many of their other homes and it was not the case in them. I also had a problem with the drywall in the ceiling appeared to be sagging, but they fixed that.

    Overall it is a great house, no problems so far (one month) and the supervisor, salespeople, and mortgage company delivered what they promised (except the two by fours that should have been used in a bomb fire). They would have a five but for them they have a 3.5 which I rounded up. If you are not a strong person who has the time to do your homework and patience to wait while the house is built and repaired then a new home may not be for you, go used and spend thirty grand having it remodeled (which will be worse).

    Ryan Homes has been a disaster from about 30 days after closing. I am currently listening to loud beeps from a cement truck that has been on our street since 3 AM and is almost 5. The quality of their work is extremely poor, even after they claim to have a 3rd party come in to review it. We did our punch list after moving in and of course noticed much bigger things after that point, which is why they push for you to do it as soon as possible. What they do “fix” on the list you provide is actually not truly fixing it but covering it up. For example, they had white paint from the trim on our hardwood floors and their “fix” was using a dark wood color crayon that is typically used for furniture nicks, which of course does not remove the paint, and was cleaned off when our cleaning people came. There is a broken tile in our shower, that due to the design in the tile was not noticed until after we were finished with our list of repairs.

    I’m not sure how this was not noticed by Ryan Homes or the 3rd party if they are going over everything in such detail they claim to. There is a huge gash in drywall they painted over in our stairwell which went unnoticed by us because it is a very high stairwell, but again, not sure how they missed it. Before we moved in I specifically asked about getting a refrigerator up the stairs as they are narrow (townhome) and the project manager looked at me like I was stupid and said it would not be an issue, which was a complete lie. It was a huge issue. It did not fit (even after picking a smaller fridge than they said would fit) and had to have the drywall and stairwell destroyed (after paying painters because no one wants the standard white all over their house) which Ryan Homes said they would “fix”.

    They argued that they would not paint back the color we just had paid thousands of dollars to have our house painted to (we had the paint to have them use) and wanted to fix it by painting their standard color over my grey in patches, which would have looked horrible and I would have to pay my painter to come back out to fix. After fighting they finally agreed to paint one coat of my color. The wooden stairs were beat up from shoving the fridge up, which they fixed by the same wood color crayon, leaving the gashes in the wood.

    A couple months after moving in we lost our internet connection, come to find out Ryan Homes cut a cord during construction of the units across the street, and now we have 12 units with ugly orange wires all leading out our garages and Ryan Homes claims it is our internet providers’ (two separate companies) problem, even though we had the wire buried at one point and both internet providers have said they are happy to rebury the wire, once it is fixed. Not what I would expect out of a nearly $400k Home. These are just a couple examples, I have many many more. They push really hard for you to complete a survey as soon as you close which is when they act like they want to help and then once you complete it they do not care at all. I will never buy from them again and strongly urge others not to too.

    Ryan Homes has been a nightmare experience buying a home. They sold us a model not back from engineering and didn't let us know it was not completed. So now they are unilaterally changing the garages, taking away windows, making the patio smaller than the original plans. It is no longer a house we want to buy and they will not return our deposit. This realtor Kathy seems like she would do anything for a sale, including but not limited to lying, misrepresenting the product, not advising us of changes. We feel we were duped and were mislead into buying a model that doesn't exist. Their left hand truly does not know what their right hand is doing. Their timelines are WAY OFF. Never believe 6 months build. 9 months seems to be their average, which shows how incompetent they are.

    2 year old home. 2 foundation cracks in the exact area but on opposite sides of the home, one you can see daylight from the basement. With a straight face they’re telling me it’s not structural and have a nice day. I had a company come in and look at 1 that can be fixed without pulling out drywall... they felt so bad they discounted the repair because Ryan Homes are a bunch a scam artists. Still trying to get a Ryan to take responsibility for the other one. I have photos upon request.

    I am a experienced homeowner and figured that the 1-star reviews were from inexperienced buyers with sour grapes. WRONG! In less than a year of owning the house, there has been substantial defects in the drywall, heating, flooring and significant water damage. Each time, Ryan Homes would shrug and claim that the house was built to spec. The project manager was condescending each time we brought up an issue and the fixes were all cosmetic. We had fewer issues with the 100 year colonial we sold to buy this new construction house. Please save yourself some time and money and do not ignore all of the terrible reviews for Ryan Homes.

    Run. Run. Run. Bought a 5-year-old Ryan Home, Pheasant Ridge Area, Dayton OH. Shingles were already missing from the roof in 2004 - replaced in 2012. Concrete driveway slabs sinking and cracked. Basement wall cracked from window well corner to bottom of floor - led to flooding of basement. Front door was cockeyed. Caulk above bay window pulled away from wall - ruined ceiling. Windows were horrendous. Seals shot in the panes. Water leaked into wall - led to carpenter ant invasion. Spent $24,600 replacing all the windows. This off the top of my head. NEVER AGAIN!     We were searching for a re-start in the Spring Hill area in 2015. We bought a home in the Grove Park Subdivision/ Ryan Homes/ Fox Ridge Homes, we were the 5th ones in the community to build. The home was pretty and things looked okay upon final inspection. It was one thing after the next after we moved in. Sloppy build, drywall was and to this day has many blemishes and imperfections.

    After about a year of living here, in our laundry room, I noticed a wet ceiling! Upon inspection we were told that the builders decided not to wrap the AC Duct in the framework that leads into the living room as well, our entire ceiling had to be removed and replaced in the laundry room and a portion of the LR Duct had to be replaced. The granite had to be buffed, in which the company failed to finish the work leaving one side of my granite dull and needing repair. We had so many repairs that the entire Fox Ridge Staff refuses to talk to us, answer our calls because they build crap and I assume get sick of people complaining.

    Advice for new builds check all doors, frames of doors, tile work, granite, baseboards. All listed were defects and we still have those in our home. The maintenance department is a JOKE, the staff is not nice and now we are dealing with a lot of rude homeowners that want this to be a party neighborhood, bad lawn care, eyesores within the subdivision. There are cars parked all along the streets, there are homes that have more than family living in them. Sheds put in front of your eyes with no style. If we would have known that this was the lower standard of living we would have never built here.

    Every time I see a new person in the business office I want to warn them of what they are getting into buying one of these cheap overpriced homes. Behind these home closer to the road, the Homeowners will not even clear the land that does belong to Ryan, but once again they will not do their job. There are ATV and dirt bikes that race through the neighborhood in the warm months. Dogs that are Allowed to bark on a continual basis 10 ft from your bedroom, and so much more. There is a new builder in town, however, these homes will cost you they are running about 110.00 per sq.ft.

    MY husband and I waited 10 years before we bought our very first home. We saved and made major sacrifices for our family to have the perfect home and that's what we thought we had. First the HVAC was not installed correct, we have made numerous attempts to contact them and the HVAC people just pass the blame around and don't fix the problem. Second the interior paint sucks, you can't even look at it the wrong way without it staining. The floors are not level. The kitchen granite is not sealed and is stained. I have only been in the house since Nov 8, 2017. I still have no heat in most of the house and no one seems to care. The only thing I keep telling myself is that at least it's not another apartment.

    We moved into our home February of 2016. Overall, we have had minor issues and most of them were resolved. However, this past week, Nashville, suffered unseasonably cold temperatures which caused the drainage pipes to freeze and our furnace stopped working. We called the Warranty furnace people and they could not give me a date or time as to when they could come and repair the furnace. I called a furnace company (Lee Company) outside of the warranty and they came out within a few hours of my call. They could not fix the furnace because the outside pipes were frozen. I was stunned.

    I asked if we could do something different to at least heat the house. I was told they could hook the drainage pipes to the main pipe to go to the sewer but it wasn't up to code and they wouldn't do it. The technician told me that the builder put the wrong type of furnace for an attic install. I went and did some investigating before purchasing a new unit and to my surprise, over 13 people in my neighborhood are experiencing the same problem. I have contacted Ryan Homes and they told me it's not their policy to reimburse me for the new furnace. I let them know it was a design flaw but no word. We are in the process of finding out what we, as homeowners in Autumn Oaks, Brentwood, TN can do to have new furnaces put in.

    I've been a Ryan Home owner for about 6 years now. I discovered by a leaking ceiling in my first year that "in my opinion" that engineering did not take into consideration the amount of condensation created by the furnace in the attic had the potential of freezing in frigid temperatures. To remedy that situation I wrapped the external portion of my condensate drain with heat tape. It worked until the power to the plug adjacent to the condensate line tripped and the condensate line froze again and another ceiling leak. I thought I'd share this information to warn others!

    My husband and I bought home 2 years ago. We contacted Ryan shortly after 1 year to get necessary repairs needed. We thought they would contact us, but since we bought home at Christmas, I figured it was due to holidays that they hadn't contacted us. Once I did contact them right after first of year, less than 10 days after the 1 year mark, they gave us a very hard time about repairs. They finally agreed but we had to send them a list of specific repairs. Then I had tons of people calling me to make appointments. I wasn't sure who was doing what. I figured someone would be in charge and I could show them the problems.

    That wasn't the case. It was chaos. So things got missed. I contacted Ryan Homes on multiple occasions to try and get the issues that were unfixed resolved, but they would not make any more repairs. Keep in mind, the house is around $350K and it had been a little over 1 year. I was amazed they didn't stand behind their product. I have seen other things in the home and am concerned there might be a structural issue. I would never buy another Ryan Home only because they do NOT stand behind their product.

    NEW RYAN RANCH HOME IN NEW YORK STATE - Much of the construction work kept getting put off until the end of the promised closing date, then rushed to get work done. Garage door opener wasn't installed till 2 days after closing. Garage floor was filthy with dirt, nails, and pieces of metal. We were promised that it would be cleaned up before our scheduled move in date. It was never done. I had to shop vac it myself. After moving in we found 3 gouges in linoleum. Showed this to proj. mgr. 3 weeks ago- still not repaired. Cannot believe the interior paint job. I have owned 7 other houses before this one, but this is the first one that I can see the drywall seams in the ceiling thru the paint. The walls cannot be touched or the paint smudges so bad it cannot be removed. Both bathroom shower pipe holes in the drywall were butchered badly beyond the escutcheon so it is very visible. Showed proj. mgr. 3 weeks ago, still not repaired.

    We also opted for the highest grade of appliances so we were astounded by getting an electric stove with the old fashioned coil rings. I didn't know that they were still being made. We expected to get a solid ceramic cooktop. The refrigerator is the old fashioned top freezer, nothing special. The outside of the front door was painted when the temperature was below freezing so the paint didn't dry, it froze and looks all speckled and cracked and must be repainted or the door replaced. The cross white trim piece that we paid extra for has not yet been installed above the garage. In their Orientation write up it says that Ryan will supply a Dehumidifier in the basement. We don't have one.

    When the vinyl siding was installed the workers got mud and dirt all over the outside siding and wood trim pieces. They had days of good temperature after that to pressure wash the house but waited until the freezing temperatures arrived to tell us that now it's too late to do it because of the weather! We know that we have 1 year to get all this corrected but so far this has not been a pleasant experience. I most likely missed mentioning some other items but this is Christmas day and I am now going to try and enjoy the Holiday.

    I wanted to share my experience with Ryan Homes because it is completely different from what the negative reviews below contain. Long story short, I have had a nothing-but-positive experience. Please keep in mind when reading the negative posts on this and other sites that you DO need to have a brain when working with Ryan. You also are going to need to read and sign a contract (like with any home), and fill out paperwork (like with any home), obtain a mortgage (like with any home), and do everything else that you need to do when buying a normal home. It's crazy I know but when I read the reviews below there is a common theme and that is that the purchasers did not do their homework and they thought that they were hiring a personal builder that would deliver a 100% flawless product in every regard.

    If you are surprised that you need to pay more for stone over formica or hardwood over vinyl then you should not be purchasing a home. Go back to square one, research what you want and the ramifications, and then take on the task. One thing we were surprised about is that you need to buy your own refrigerator, washer, and dryer. Not a big deal and it's nice that the cost of these is not included in an interest-bearing mortgage but something important to point out when reading through the reviews of people complaining that their refrigerators and washers are broken and leaking within a year... not Ryan's issue! No home is perfect and no home site is perfect. Owning a home comes with costs both for unforeseeable maintenance and for easily planned maintenance. I think that most purchasers below did not plan appropriately and over-extended themselves and were left in an uncomfortable position post-closing.

    The other scenario/explanation for the poor reviews is that the Ryan team in their area was sub-par. I get this; construction can vary widely across the country. The team in Rochester (Victor) is top notch so my experience had a high trajectory from the onset. Perhaps that makes my review location-based and location-specific but I hope it helps regardless. My wife and I decided to relocate from the greater-NYC area to Rochester NY to raise our family. We did not want to move into a house and do renovations; we wanted to build new. With one-year-old twin girls this was a no brainer and we were fortunate enough to have the option. Ryan Homes allowed us to do that.

    Ryan Homes is not a "dream home builder" in the context of what MOST people might think. Ryan Homes does not have infinite options for finishes, they are not there to walk you through the site every other day, they do not store your items while building, it costs money to make changes after you give your approvals and say go, and they do not build decks, pools, and waterfall landscapes... If they did you would not be able to afford them. Ryan Homes is not your personal builder; you are buying a finished home from them that you gave a lot of input on. The dream is that the homes are new, quality builds, and you get to dictate a lot of custom items. The homes are move in ready and at the end of the day you have a brand new home. Hopefully you spent the time considering your options and you did it right. My wife and I did it right and we cannot wait to start our lives in the home.

    The process for us has been incredibly smooth. Ryan has home building down to a science. From plot selection, to home selection, to finish selection, to coordination, to the final product we have not once felt overwhelmed or left behind. Confused? Sure. Worried we made the right choices? Of course! Our sales contact and Project Manager have been exceptional. So have the different sub-contractors that we met with. I cannot speak highly enough of them. They are personable, knowledgeable, always reachable, and endearing. Ryan has affiliated Mortgage and Insurance Companies. We went with the mortgage company but not the insurance so that we could bundle with our auto. There has NEVER been a shortage of information presented to us, every question has been answered, and we have never once felt duped or tricked into something. Big thanks to Ryan Homes.

    It all depends on your project manager. And ours was the best in the business. Do they get it up quick? Sure. But the efficient way they get things done is accurate. Are you going to have small problems? Of course you are. Like any builder you will. The Ryan Homes really takes to their customers and fixes these need to very quickly and timely. Where there are some problems with houses in my neighborhood? Sure. But our project manager and Ryan homes were there to fix every single problem.

    We have been in our home 3 1/2 years. So far the refrigerator, washing machine & dishwasher broke. The fridge & dishwasher breakage resulted in flooding. Now our water heater broke even though we have our furnace & parts inspected twice a year & regularly serviced. Basement floor was flooded as a result. The plumber who fixed the water heater noted that all the plumbing pipes are plastic. We have had continual problems with our upgraded carpeting & cannot use any vacuum with a rotating brush, as it rips the carpet. When we called Ryan Homes they told us to call the carpet manufacturer. We did & they told us to call Ryan Homes, who then told us to call the installer, who then told us to call Ryan Homes and/or the manufacturer.

    Ryan Homes you will lose all the customers with your stupid and bad people who work for you. The moment I signed your contract it was the worst thing and the answers your employees give are horrible. The manager who built the house made us to feel really bad with his arrogant answers and the solutions they provide with problems in the house is so stupid. Even though the house is under warranty Ryan Homes will try to escape without fixing. For water leaks from tubs to the main floor they will say the tub cannot hold more than 30 minutes and it will leak to your ceilings. I dont recommend Ryan Homes.

    The home I selected at Edison Square was to be my first home purchase. When I first arrived I was greeted by Amanda (Mandy) **. I was approved through NVR Mortgage as well (these companies work together) and customer service declined after the paperwork was signed. I was mislead throughout the process and ultimately changed my mind after paying them over $6800 in earnest money. The following issues occurred:

    Lie #1: I asked Mandy ** if the home was North facing as the compass on the marketing map in the office displayed a North facing direction for lot **. I was told the compass was incorrect. I found that odd but understand things get printed incorrectly. To my amazement and after signing paperwork I discovered the home WAS North facing in some capacity (NW).

    Lie #2: I was set up with Guardian to make additions to the home such as a security system, surround sound systems etc and asked prior to signing if the addition of any items through Guardian would increase my downpayment. I was told "No" and that any additions would only increase my monthly mortgage amount by $5.00. Lisa ** provided me with this information. I met with Mandy ** on Monday, 10/2 and was told Lisa was not in a position to state this as she has "nothing to do" with the monetary side of the home purchase. I was dumbfounded since everything is in writing and yet no one wanted to admit this is not an ok practice. This caused me to be trapped with additions I would not have purchased had Ms. ** been honest about the increase in down payment. Ryan Homes attempted to fix this issue by refunding the amount I added through Guardian but it was not without attitude from Mandy **.

    Lie #3: I specifically told Mandy ** and NVR Mortgage that I would need the entire month of December in order to complete the line items NVR requested to approve the loan. During signing I was told that would be no problem. I stopped by on Thursday 9/21 to show my friends the model homes and Mandy asked if I was ready for my closing date (12/29). I was shocked at this question since we were so far in advance and Mandy also looked confused and started typing on her CPU to confirm the closing date. I left without getting an answer to this odd transaction between us. Fast forward to Friday, 9/29 as I am dropping off $1300 in certified funds to Mandy and at this time I was told my closing date is in Nov or 2nd week in Dec. When I stated my contract reads 12/29 Mandy's dismissive comment was "well the contract reads on or before".

    I thought this was quite rude as I CLEARLY stated I could not close prior to 12/29 and now that I am locked in a contract things are starting to change. On Monday, 10/2 Mandy's tone changed while my agent was with me and she stated "the contract says 12/29 so we will honor that". That was a convenient change all of a sudden since she had no problem telling me on or BEFORE 12/29 just the Friday before 10/2.

    Issue #1 - Jeff ** with NVR Mortgage was sent a detailed email on 9/14 providing NVR with a schedule of pay off dates and asking him to confirm the amount to bring to closing. His reply was "thanks for the update". I had to follow-up/chase Jeff ** by emailing/calling 3 additional times before being answered. The excuse was "sorry I was on my iPhone and didn't read the email all the way". This is a poor excuse in my opinion.

    Issue #2 - Mandy ** is a complete bully and did not appear to want to let me out of my contract. She kept using psychological verbiage such as "we are building you a $229000 home", "we took your $500 (as if this money meant nothing) and started building you a home". This home would've been built whether my name was on the contract or not. She also stated she had 2 other people she could sell this home to and I wonder why she doesn't just do that instead of bullying me into this home.

    I wrote this review to protect anyone interested in purchasing a Ryan Home. Bring a buyers agent with you as these people are not on your side and change tone once the contract is signed. BEWARE! My first home purchase has ended in stress, anxiety, and a potential loss of $6800+ as they do not want to admit responsibility for the grievances they have caused me.

    Contracted with Ryan Homes to build me a $478K home in the Old Harbor Estates in Lewis Center, Ohio and what I got was a terrible built house full of defects and poor craftsmanship that's not even worth $200K. Ryan Homes strong-armed me into closing yesterday (9/29/17) even though the house was incomplete, still needing stonework done, vanity top installed among other things. Furthermore they conveyed a home to me that was in need of much cleaning and refused to clean it. Ryan Homes will not return phone calls or emails. Please do not do business with Ryan Homes or there is a good chance you will get a lemon.

    MY experience with RYAN Homes overall has been ok. While going through the actual build, sales girl was nice. Problems I experience: Roof repairs after 3 years, crappy subcontractor's' Poor workmanship on my bathroom tile, had to have it ripped out before closing and retile. Entire lower level flooring had to be take out and replaced 1 year into living in house because it lifted and buckled. Bathtub cracked in 6 months. Insulation and window leaks, appliances that I upgraded, had issues within the first year. Our lawn had less than the required soil amount for grass to grow, we had to pay to have 52 yards of soil dropped and multiple seedings for a lawn, at our expense.

    Put it this way. Your house and everything it was built with is only considered their problem for 10 months. After that you are screwed. I built my home and moved in December 2013, I SOLD THIS HOUSE!! Once I get the radon issue solved, and pay to have a medication system install at my expense, I will never look back. I will never build a RYAN HOME AGAIN, Do yourself a favor and shop around, pay a little extra if necessary because price is not quality in the case.

    My experience is long and unpleasant. I am just a house owner for couple of months. I bought from them thinking they would give good quality. The quality of everything is horrible. Floor board is starting to peel in 3 months. I ended up paying very heavy for a town home with horrible quality. No adjustment for what you wish. They won't fix almost anything. A small service request takes a week for someone to attend to. I am so disappointed with dry wall paint. You just touch it and color gone. It is like living in a card board house paying 250k?

    Everything was great with the home until the project manager begs you to give him a rating of all 10's on the survey. I did not give him all 10's and he calls to complain that he will not get his bonus this year and I am the only one that did not give him all 10's. It was completely unprofessional. He acted like a five year old and I do not even know how he got this job. The survey should be anonymous.

    Ryan Homes builds to code and nothing more. I can not have tile flooring because my kitchen floor has sunk in 1/2 inch due to poor floor design. The foreman only gave me 10 bags of topsoil to amend the lake in my front yard due to poor grading. It cost me $5,000 to fix my front yard and another $5,000 to fix my kitchen floor sag and my house is less than 3 yrs old. My $8,000 composite deck is warped due to poor installation. My driveway is cracked from the poor grading. They didn't disclose 50 foot building setback in backyard. They have tried to fix a leak in my shower 2 times and it still leaks. They offer a warranty on their homes, but it is useless. They do poor work.

    We recently purchased a Ryan Townhome and we purchased upgraded flooring. We picked the flooring out at the Touch of Color located near Sewickly, PA as that is where we were instructed to go. We have had nothing but problems with the poor quality flooring. Not covered for Pet damage, surface scratches. The flooring has indentations due to being soft. The Armstrong flooring is supposed to be Maple which is harder than Oak. We paid $14.00 sq.ft. for the upgraded flooring and no one wants to admit that it is crappy flooring. If I had a wish I would wish that the Ryan Homes project manager and his boss find themselves in the same boat. It's called Karma, Touch of Color and Ryan Homes will take your money and run. DO NOT PURCHASE A RYAN HOME OR FLOORING FROM TOUCH OF COLOR. THEY HAVE NO INTEGRITY.
