    My husband and I recently purchased a Ryan Homes in the Raleigh, NC area. The entire experience has been negative. Everyone seemed so nice and helpful when we were pursuing our new home and throughout the sales process, but as soon as you pay your down payment it is all downhill. The delays of 6+ months for construction that was supposed to take 5 months took nearly a year. We have been in the home for 4 months and have had our AC repaired 4 times, a gas leak and our granite that you cannot even set a cup on that leaves water stains. The granite is what has been my biggest issue. We reported after two weeks of being in the home that the granite was leaving water stains from cups that had some condensation on them. They had ensured us that the granite had been sealed, but they came out for a service call and removed stains and resealed.

    After two more attempts of this, we requested to have them replace the granite as it was an obvious defect. We have had granite in our last two houses and they never stained. Ryan Homes refused to replace the granite. It is unfortunate, but our overall experience has been terrible and I will never recommend to any that they purchase a Ryan Homes.

    We feel that we are being coerced into accepting a mortgage loan that has higher rates than their competitors, being forced to pay points in order to get closer to competitive rates, we were told that this the ONLY LENDER WE CAN CHOOSE in order to get closing assistance. This loan only seems to benefit NVR and Ryan homes.

    If I could give less stars I would. We have presented two competitor quotes with much lower rates to no avail with NVR. They bait you with closing cost assistance and then charge you via points in order for them to lower your rate. Notice I did not say match because we have been informed that they do not do so. Seems to be predatory lending practices to me when you force a client to go with your lending institution, with no other options, refuse to give competitive quotes and bring additional money to the table for closing.

    This is only the beginning, we haven't even discussed the false promises of delivering our house on time and expecting us to cover the costs of temporary housing, moving twice and storage fees. Sounds like our Ryan home is far more expensive than what we thought. Oh did I mention that's it's almost impossible to get your mortgage representative on the phone, or that it took them a week to get us an over inflated spreadsheet with financial scenarios that seem to only benefit NVR.

    We have been in our home for 4 years. Everything is falling apart. We had to put over 2000 dollars into our HVAC system this year. It’s a 4 year old system that's been serviced regularly. The vinyl flooring is peeling up. All the baseboards and window sills are bubbling and need replaced. They didn't seal the MDF so a drop of water even near it makes it explode and it can't be repaired. Have to replace it. The hose bibs have been replaced twice, once by Ryan under warranty, and again by me after the warranty expired. Our driveway has a bunch of holes, even though we used the recommended penetrating sealer every 3 years. The garage and basement floor was cracked when we got the keys, they refused to fix any concrete issues at all. Our bathroom vanities pulled away from the walls because they were not fastened properly. Our kitchen counter pulled off the wall nearly 4 inches the first year.

    Our entire extended family got to see first hand the quality they produce that Christmas. We had a water leak above one of the bedrooms on the second floor just after the plumbing warranty expired, that was a loose vent stack, the connectors were not even hand tightened. The master bath is not heated or cooled. 17000 dollar addition was not worth it at all, Its at the end of the line so it's literally 15 degrees colder in there during the winter months, than in the bedroom it’s attached to.

    Our neighbors who built the same model have the same problem. Is that how they get an energy star rating. I should not have to use a space heater to make my 17000 dollar bathroom usable. Btw if you don't want square white tile that bath cost 25000 for the first step up that gives a choice of tile color. If there were lemon laws, they would not be in business. Please don't build with this company, if you do you will regret it for the rest of your life. In my opinion, all the folks working for this company should be arrested for fraud and locked up with big Bubba to treat them like they treated their customers. Bent them over and... well you know.

    My complaint is with Ryan Homes Mortgage Co, NVR Inc. In fact, if I can figure out how to file a formal complaint against NVR, I will. Two years ago Ryan Homes built me a Townhome. The sales reps were nice enough, the construction manager was amazingly patient and overall really great. This was my first time buying a home, and I was extremely excited about having one built, but I also made it very clear that I was completely inexperienced and nervous about the mortgage process so the sales rep referred me to their own mortgage co NVR, Inc; she said it would be easier and the $3000 bonus off closing costs was a deal breaker, so I didn't even shop around to compare products, HUGE mistake.

    At my 1st appointment I told the Mortgage lady that I didn't know anything about mortgages so I really wanted her to keep me informed and educate me every step of the way; to be brutally honest I asked her to explain things to me like I was a child, and she agreed. She asked me a few questions, gathered some information, and said "we'll go with a 5/1 ARM because it'll get you the best possible rate with the lowest down-payment which is what you told me your concerns were." I knew what 5/1 meant, but that was about it so I asked her what other options there were. She didn't explain any options, she talked 'at' me and 'over' me and talked in jargon so honestly it was intimidating.

    The following weeks were met by me emailing & leaving her repeated messages with little to no response, and when she did reply she never answered the question I had asked. She would take 5-7 days to reply, was inconsiderate, uncaring, and frankly did not verbally disclose the requirements of the product she sold me. After I complained to my sales rep, I was told that the mortgage rep was actually the office manager, so basically there was no one to complain to. Great; nervous first time homebuyer with a non responsive lender who honestly wouldn't know "customer service" from a hole in the ground.

    At least the processor was really nice, she lifted some weight off of me by being overly empathetic and patient and explaining every step of processing along the way. Well, come to find out after doing some research on my loan, the lender put me in a product with MIP which cannot be removed for the entire life of the loan but she NEVER disclosed that to me. Also I didn't realize I was in a FHA product (not that I would've known what that meant at the time). That seems like unfair lending practices. Just based on the research I did since getting the loan, I was familiar with PMI which can be removed once the loan reaches 80% of the value of the home... but PennyMac (who purchased my loan) assured me that my loan has MIP which never goes away. So I'm stuck in this high payment for the life of my loan unless I refi.

    The funny thing is, everyone I've spoken to including other Ryan Homes employees AND other people who purchased townhomes in my subdivision ALL had similar experiences with her. Yet no one does anything about it? I thought mortgage lending was the most highly regulated areas of finance, especially when it comes to Fair Lending and Truth in Disclosure processes. This was my 1st time buying a home, and the WORST customer experience of my entire life. It's disgraceful that the office "Manager" who should be setting the example for other employees can get away with giving such bad service to so many people on one of the biggest decisions of their lives. RIDICULOUS.

    So my husband and I just started looking for our first home in March 2017. Well we met with a Realtor and she took us to look at a Ryan home. We were told that all the nice homes that have been remodeled were going very quickly and way over the listing price that our chances were slim and this was the best chance we had at getting a nice home. Ryan was in their last phase of building and there was only 3 lots left and only one not near the pond and we didn't want to be near a pond with having 4 kids running around, BTW this is in Marshview Landing in Mentor. Well we were told to keep our spot we had to put down a $3,000 deposit to lock in. So we did. Not even having much time to think about anything. Well I was very nervous after this appointment because everything was happening so quickly and the price is pretty steep with what we need for our family size.

    Of course we met back after 10 days to finalize our choices and it's been nothing but a headache from here on out. So many papers you have to give NVR and you can't make any changes after your 14 day app which is pretty crazy when you're a first time home owner. We didn't know what was more important to add. We have never done this before, well we decided we really wanted to add the morning room after the 14 day app, well they gave us a very hard time about adding it but they finally did. There were options we are just now finding out about that we didn't know before and we can't change anything. Then we were told our build date would be July 3rd and we would meet our PM at the end of June for our production meeting which we were very excited about because July 3rd is our wedding anniversary and my uncle who lives in Washington is coming up to see the start of our build and we only see him once a year with him living so far.

    Also we found this out on my husband's birthday so it just felt meant to be. Well then when we asked about the production meeting they said, "Well we don't even have a build date yet". WHAT!!! What do you mean? When we forwarded the email they sent us that stated our production meeting and the build date of July 3rd they told us they moved our date and are building other houses before us. All these horrible reviews I have been reading is really making me feel uncomfortable and we are really thinking of backing out. At this point I rather lose 3,000 than 331,000 and having a whole lot of issues when we move in.

    My husband and I are freaking out. There are things we still would like to add and we can't on top of being 60,000 dollars over budget already. They charge 3,495 to have wood floor on your stairs and then upcharge you for the wood so you're really getting charged twice. We upgraded to Level C carpet and it's still horrible quality and not very many choices to choose from, also we choose real hard wood floors for the whole downstairs and I'm nervous of them getting scratched and ruined after we have spent so much for them and had to get a color we really didn't want because there were once again not very many choices. I'm sorry but I think people should have more time to pick their things out for their dream home than 14 days. It's ok for them to change things on you without your knowledge but when you ask to change something they want to charge you 750 dollars extra and give you a hard time about changing it.

    I can't believe all this and we haven't even broken ground yet. I just want to back out and this point and wish my Realtor would have been way more helpful. I'm hoping we can back out or at least this not be the worst mistake of our lives. We are young and our children mean the world to us. I would hate for their new home to become a nightmare instead of a dream come true. This whole experience has just made me sick and the way they treat their customers is horrible and then to lure you into using NVR on top of all the other crap. I am just over all of this. I would recommend for people to look other places than to give Ryan Homes a chance. Run while you still can. It's nothing but horror stories about this company. You would think they would change something after all of this.

    My son and his new wife were convinced two years ago that Ryan Homes had significantly improved the quality of their construction and decided to use them to build a beautiful, expensive new home in Concord Township. This home has been nothing but one nightmare after another. Yes, Ryan Homes gives a full two year warranty on their construction, but guess what, the nightmares don't end after two years. In fact, right now, by some has three large holes in his kitchen ceiling due to plumbing leaks in his master bath on the second floor.

    Honestly - do not use this builder for your home. If there were lemon laws for new homes, as there are for new cars, for sure Ryan Homes would be liable long after their warranty expires. It's just heartbreaking to see a young couple, who put everything they had into building a beautiful new home, have to deal with one problem after another. Ryan Homes should be ashamed of the shoddy workmanship their crews perform. DO NOT even CONSIDER using Ryan Homes to build your dream.

    NVR Inc. is the holding company and it owns Ryan Homes, NVR Homes, NVR Mortgage and NVR Title Services. I bought a home from Ryan Homes and went with its mortgage and title company to make the process easier. The Division Manager who oversees production, lending and title services is very unprofessional (the way she communicates with you and the level of disrespect she will show is unbelievable). Their customer service is the worst (they have hired people who have no clue what a customer means). They are rude and disrespectful no matter how hard you try and give them the benefit of the doubt.

    The Mortgage division is the worst I have deal with in my life (have dealt with at least 6 - bought 4 homes and 2 refi's before). These are complete rude, unprofessional (they do not even know how to prepare disclosure documents even after I pointed out to them several times to correct the many, many mistakes on these documents), they postponed my closing date because they fail to follow up.

    The title services is even the worst. They will quote you the title fees well ahead of closing date so that you stay with them then three days before closing they will try to rip you off. Try to bring this up with them they will try and put you in bad light for their own mistakes. To sum it up, they try to bully you, stand your ground firm and be prepared to walk away. Do not give them a large amount of deposit because your will compromise your own leverage to negotiate with them. IF you can stay away from them!

    We bought a Ryan Home as the first owner back in 2010. In 2013, our seam between granite started separating. This is our first time having granite counter top. I called Ryan Homes and they said that it was because of the Richmond earthquake in 2011 and the settling of the house. I told them that the seam separation can't be because of the settling of the house or the earthquake. It was the poor installation procedure they used. All they did was put glue on the bottom of the granite and place the granite on top of the counter. And then they connect the two pieces of granite together with caulking. There were no adhesives used between the two pieces of granite on all the granite counter top in the kitchen. Very dissatisfied with the workmanship and WILL NOT BUY A RYAN HOMES AGAIN!!!!

    We are the second owners of a Ryan Home. Our home was built in 2011 and we purchased the home from the original owner in 2014. Right after we moved in the compressor in the AC had to be replaced. After a thunderstorm we noticed roof shingles were missing and that had to be fixed. We contacted Ryan Homes on numerous occasions and never received a callback. We have sent emails and Ryan Homes never responded. Over the course of a year we had the roof repaired (at our expense) four times. Every time we had a storm with high winds the shingles would blow off. This house was built in 2011... why are shingles blowing off?

    In June of 2016 we had the roof replaced. The roofing contractor said the reason the roof failed was, it wasn't properly vented (the ridge vent was compressed) and there wasn't enough fasteners to hold the shingles in place and poor workmanship. It was done on the cheap too, 15 year shingles. The contractor said he sees it all the time with Ryan Homes.

    It doesn't end there, we have windows that are hard to see out of because the seals have failed. The list gets longer. We had the tile in the master bath fail. Again poor workmanship, not enough grout between the tiles. We had water getting behind the tiles and we ended up with what is called, "dogleg damage". The contractor who did the bathroom said, he sees this all the time. It's like a broken record. We now have a new shower in the master bath. We have also had to replace a pressure tank on the water system. All of these things are expensive!!! This house is only six years old. It's very frustrating when the builder won't even back up their product.

    My husband and I purchased a Ryan townhome Upper Marlboro, MD about a year and a half ago. We noticed prior to our 1 year anniversary that one of our guest bedroom window screens were missing. I had called customer care to inquire as when we should receive screens and we were forwarded to speak with the window company who never returned our call. I reached back out to Ryan Homes, being that I am their customer and I purchased a home from them and I was told that there's nothing that can be done since our warranty after 1 year has expired. Note, I have window screens in all of the other windows, but the customer care representative explains to me that there's no record of my call and that the wind could have blown my screens out of my windows. Really?

    I have had countless bad experiences with Ryan from the financing process to the vendors that they have partnered with. I feel that once you have purchased your home from them, they have no regard for you. The representatives are unprofessional and rude. I will never purchase a Ryan or NVR home again and to note, I will encourage my future homeowner friends and family not to purchase from Ryan or any of their companies. It's a disgrace! They harp on their customer service and hound you to death to submit post settlement surveys on your experience with them, hands down horrible and I am dissatisfied!

    As a neighbor of Silver Woods they have built the grounds up approximately 3 feet, compacting with contaminated sand, letting rain water to drain into man made ponds and then pumping (basically) sewer water into the ass a woman bay. They do this on weekends when DNRC is not inspecting. I as a contractor have never seen a project with employees picked up at the local Home Depot - better off moving to SO CAL. They have real inspectors!

    Six months after moving into my house, I discovered the Radon gas was 7 times the recommended EPA level. Three contractors told me the basement living space was not safe as a living area. I contact Ryan Homes and was told "not covered", "too bad for you", and "hope you can get it fixed". I was told during our final walkthrough the house was tested and expected I was moving into a safe and livable home. Wrong. The worst part of this, is no one in Customer Service, including the Division Manager even cared that our family's health was at risk, due to their negligence and lack of quality. A simple Radon test and mitigation system would have resolved the problem from the start. I am stuck with the entire repair, costing a couple of thousand dollars. Whatever you do, buy from another builder. I hope to get out of this place as soon as possible.

    Don't give Ryan Homes a "good faith" payment. They will not give it back. Apparently we did not act in good faith in the loan process, we jumped through hoops, email after email. Credit inquiries and bank statements. So stressful. After the reviews I've seen about the building itself, I'm glad we were not approved. Ryan Homes sucks so does NVR mortgage.

    If I could do it all over again, I would have listened to the other reviews and never purchased a Ryan home. The mortgage process with NVR mortgage was a nightmare. They delayed my closing by a month due to a clerical error on their part. When I went to the manager at my apartment complex to see if I could stay for one more month, I was told that my apartment had already been rented and I would need to be out by the end of the month. NVR offered no help and I was essentially homeless until my closing.

    Once I moved into my home, I noticed the shoddiness of the construction. Drywall cracking, cabinet pieces falling off, and my exterior window cracked. I have submitted a request to have repairs done and I get an automated response that someone from the Ryan Homes extended warranty customer service team will be in touch within 24-48 hours from when the request was submitted. It has been over 7 days. But hey, I should expect this because the customer service I received when I was purchasing my home was crappy so why should it change after they have already collected my money? I cannot wait to get some equity in this home and sell it because that it was I will be doing immediately. Purchase at your own risk!

    If you are thinking of buying a Ryan Home please reconsider. Their workmanship is very poor and they just don't care about quality. They want to get the job done fast so they can build another house and make more money but care nothing about doing a quality job. I will never, never buy a Ryan Home again. I have had to have my hardwood floors repaired 5 times. If they had been installed correctly the first time there would not have to be five trips to get it right. All the doors in my home were crooked and had to be adjusted. When the door to the garage was being straightened the trim was removed and there was at least a 2 inch gap between the 2x4 and the door frame. If I hadn't demanded the repair I would not have known there was such a gap until cold weather arrived.

    There isn't a level wall in the whole house. They are either bowed or crooked. The concrete foundation cracked in the garage, kitchen and front porch two days after it was poured and they refuse to fix it. Said it was normal for concrete to crack. If so, not 2 days after being poured. The drywall installed in my garage is pathetic. The sheets don't even meet where butted up against each other. The tape is peeling off and it is just, overall, sloppy work. I think they pick up their workmen off a street corner and put them on a job site with no training. It shows in the end product. As far as NVR goes I would never go through the mortgage process with them ever again. They are as crooked as Ryan Homes since they are one and the same! I am only writing this review to let unsuspecting buyers beware of Ryan Homes and save them a lot of suffering and sleepless nights.

    I'm a hard working, single woman. I built a Ryan Home and for the most part, have been happy with it. However, over the holidays I had sewage backing up into my garage which was not only disgusting but made a huge mess and ruined a few items I had stored. Since it was over the holiday, I had to call Roto-Rooter since they were the only ones working. They looked at my sewage lines with a camera and said they were cracked and needed repaired. They charged me $350 but at least got the sewage cleaned out of the garage. I then called a local plumbing expert who also used the camera to look at the problem. He showed me the broken pipes. Not only were they cracked and crumbled, but they were not even sealed together. Ryan did not use the correct pipe for a residential sewage system nor did they seal them together. They used Schedule 40 pipe part of the way (coming out of the house) and that went into Schedule 20 and Schedule 10.

    They were simply slipped into each other and not even glued or sealed to prevent them from separating. In order to fix this shoddy work, my entire yard is being dug up (the pipe is buried 8 ft under near the house and goes to 13 ft. under to the street), my sidewalk steps will need to be cut off, my lamp post will need removed and my new landscaping is going to be destroyed (I just paid $3,000 this past summer to have my entire front and side of the house landscaped). They are concerned that my driveway will sink because every time they dig soil out, the ground falls into the hole and the pipe runs along the side of my driveway.

    This repair, due to Ryan's shoddy work, is costing me $11,000 just for the plumbing. It will cost more once I have to replace all of the landscaping, light post and cement steps. Hopefully, my driveway will not cave in. If anyone knows of any recourse I may have, I would be very grateful. What is interesting is that the Ryan Project Manager who was in charge of building our development lives across the street from me. However, I'm being told by many that I don't have a case because it's past the warranty period. I'm sick to my stomach.

    My husband and I built our first home with Fox Ridge (aka Ryan Homes) in Nashville a little over a year ago. I can't tell you the numerous issues we have had with our home since we have moved it. Seriously people, DON'T BUY ANYTHING FROM RYAN HOMES OR FOX RIDGE HOMES OR ANYTHING TO DO WITH NVR!! If you have already purchased your home with them or are currently getting ready to close, let me give you some advice, purchase your own home inspection. They try to win you over by saying they will take care of the home inspection, but the home inspector is an insider or someone they have paid off to make the home sound perfect. Well... Let me tell you, the home inspector didn't catch a lot of defects with our house.

    Honestly I don't even think our home is up to codes since we have so many issues. Although I have a TON of complaints, I'll stick to one for now - our HVAC unit. We have lived in our home for just over a year now. When they first installed our HVAC unit, they installed it wrong (upside down is what the HVAC company said), so therefore, we were not receiving any heat for over two weeks in the middle of winter!! So they got that fixed. Then six months later, the AC barrel (whatever that is) broke. Called HVAC people again, and they told me that it shouldn't be a big deal and they would just go grab one off of another unit. Well... here's the kicker, get a phone call from the HVAC people and they have to order the part because my unit has been discontinued 2 YEARS AGO!! What?!?! We freaking built a new home and they installed a 2 year old unit in our house!! Seriously!!

    So no AC for another 2 weeks, oh and did I mention that it was now the dead of summer with outside temperatures in the high 90's!! We ended up purchasing a window unit for the time being since it was so miserably hot!! Now fast forward to this past week (late December), and we happen to notice that the front of the house seems super cold. We call the HVAC people again, wait a week, and then finally they show up. The guy goes under the crawl space and finds out that they never wired up the dampers to the front of the house!! So that means we haven't been getting AC or Heat to the front part of our house.

    SERIOUSLY! So let me sum this up... They installed a 2 year old unit to a brand new house, installed it upside down, and forgot to wire the dampers so part of the house was not receiving AC or heat. So please explain to me what the home inspector actually did!! Just BS. So if you must purchase your Ryan Home, then do yourself a favor and hire an outside inspector to make sure everything is working properly.

    You will hear minimal everyday noises thru yours and neighbor's wall. When I contacted Ryan Homes their reply was that noise is not warranted. I was also told they only put insulation in one of the adjoining walls! I sent them another email saying that was heck of a way to cut corners and save a few bucks. Have not heard anything back as of yet. Wouldn't recommend their Townhome due to this cheap shortcut that will cost me $$$.

    Basically I want to ask a question and see if anyone has a answer. I am in the final stages of building with Ryan and financing with NVR, their mortgage company. Now, my house will be under a VA loan which requires a appraisal from the VA. I am a little worried about appraisal after reading some of these reviews. They actually rolled some of the closing costs into the price of the house raising the price by $5,000 or a little less. This house was originally at a sale costs of $179,350.00. For general purpose the house is in the Martinsburg WV area. It is a new design plan 1680.

    The question is this: Has anyone had a problem with NVR/Ryan adjusting the sale price to the appraisal price? Right now there is no other funds to give these people as I have been drained down not from the company but from life circumstances that just happened such as 2 car accidents within 10 weeks of each other by my son and wife. Or does anyone have any idea of how much this house would appraise for with the VA??

    Poor quality. They don't fix things that break. Siding completely fell off most of the house. Tried calling. Spoke to people. They ignore you. Won't fix the problem. I have to. I would never buy a Ryan home again.

    We brought some friends to look at a unit at Discovery Square since they are first time buyers interested in purchasing. They had their toddler with them and I asked the salesperson if they had a bathroom so my friend could change the toddler's diaper. The salesperson was extremely rude and said "No, we don't have a changing station. This is not a gas station." To which I said, "I understand this is not a gas station but you are selling homes to families right? You don't have to be rude. It is ridiculous that you cannot offer a restroom to a mother in need to change a diaper." So we left. Some people are not meant to be in sales. Ryan Homes should select their sales people better. If this is the welcome experience you get at the sales office, I can imagine what the purchasing process must be like. From the ratings in this site and the experience I had we had, I will recommend staying away from Ryan Homes.

    I live in Nashville and moved in just over a month ago. Ryan Homes has most incompetent contractors and worst quality sub-contractors. The work is of cheap quality and barely meets minimum standards and are average in nature. The overall look is fine but finishing is poor and you can notice them if you pay close attention to things like walls, paint, ceiling etc. I had a 10-point list after my orientation and 2-3 of them are not even fixed yet, even after a month. These are things that were supposed to be fixed before closing. You can't even touch your walls; the paint quality is so bad that if you barely brush your finger or jacket on the wall, you will start noticing shade or scratches. Our contractor never answers phone and only replies to email or text when convenient.

    We have already seen 5 or 6 new problems that show the quality of work and now needs fixing. There are already pending cabinet door replacement (that were promised soon after settlement) that are not done in more than 5 weeks after moving in. I have told my agent to not suggest Ryan Homes to any her new clients already.

    We are in the process of purchasing a condo built by Ryan Homes. They have failed to comply with regulations, thus delaying our settlement. They supplied a 2016 budget, but failed to give a 2016 reserve study. Their reserve is 7.9% which is less than the 10% required. When the reserve falls short of the 10%, a reserve study must be in place. There is no 2016 reserve. However, they gave us a 2017 reserve study. Here is the kicker...there is no 2017 budget. I don't understand how they sell THOUSANDS of homes, yet fail to have a simple document. Oh, yeah, they entice you with thousands of dollars of incentives IF you go with their lender, NVR mortgage. They keep all mortgages in-house, therefore do not have to follow regulations and close fast.

    Ryan Homes lied to me that I could add a 2 foot extension to my garage. I was in the impression that the 2 foot extension will be added to my side of the garage. I just did a walk through and discover that the claim it was added to the front. Which I did not see. The home is under construction at this time. I ask to add a third car garage and I was going to pay for the expense but they refused to do that. I am not happy with their services and my home construction is stay in progress. They inform me that I couldn't get a free basement when that commercial is currently going on. In fact all of my neighbors have a free basement but yet I am paying more than what their home cost. I am paying 30k above the price range for most home within the neighborhood without a basement.

    I have lived in a new-construction Ryan Homes house for 2.5 years. My complaint has to do with how they handle shoddy work that is discovered after their "warranties" expire. This has happened three times to me. I recently tried to change a light bulb above the shower. This was the first time the bulb needed to be replaced. When I tried to change it, the entire fixture came out with the wire and bulb left dangling over the shower. It was never sealed to the ceiling. Ryan refuses to fix it because it is only "warrantied" for 1 year. The problem is not really an issue of a warranty, however. Rather the problem is that is was not initially installed correctly. Because I did not see their shoddy work until I changed the bulb, they told me I am responsible for their shoddy work and I have to pay for an electrician.

    My roof leaked and ruined the paint in my bathroom. Again, they said my less than 2 year old roof was out of warranty. After many many phone calls I at least got the company who did the roof to come look at it. The repairman said the original work was done improperly. I am left with the expense of repainting my bathroom. This is not what you expect in a house that is less than 2 years old. My chandelier failed after 13 months, but again, I was left with the bill.

    These "warranties" allow them to get away with shoddy work because the homeowner does not catch them in time, or the thing breaks slightly after the warranty. In the latter case, the things that are breaking would be expected to last A LOT longer than their warranties. For example, if I got just a new roof put on my house, I would NEVER expect it to fail in less than 2 years. But Ryan hides behind the sheer number of things that are in a house and then leaves people to pay the bills even when Ryan did not put it in correctly. I called today to say the light was never connected to the ceiling but the man was dismissive and rude and just say, "You have been in your house for x years!"

    I live in a Ryan Jefferson home in South Jersey. Our development is only 11 years old. We are retiring and moving and have our house under contract. The septic test was done today and it FAILED!! The person conducting the test explained that the cheap system they installed simply does not work and most homes with this particular setup generally have to get them replaced or start having problems after 5 years. We didn't purchase a new house to have to replace a major part like this in such a short time. This will cost us $13,000 to fix if we want to continue with the sale. I am beyond angry now because I have no tears left.

    I wanted to leave some feedback for Ryan Homes. As of this morning, we were in the market for a new home to build. Our friends purchased a home at the Jordan Pointe property in New Hill, NC, and we loved their layout and decided to look for ourselves. The agent that showed us around initially seemed uninterested and may have assumed we weren't serious. I felt stereotyped being only 26 and in the market to purchase a home $400K+. I was very serious, but didn't feel like I was taken seriously until we started running numbers and I let the agent know that I already had a pre-qualification.

    During the course of about 3 hours, I felt the agent constantly reminded us that "Ryan Homes is the 4th largest home builder in the US" and in lack of better words, that Ryan Homes did not need my business. I understand that may be true, but that is not the approach I would have taken. I am a seasoned sales account manager for the #1 IT company in the WORLD and I would never make a client feel like we don't need their business. I am very successful in my career and have never found that making a client feel like I didn't need or want their business earned me any business at all.

    The agent was very knowledgeable and towards the end I felt like they were doing a great job answering my questions and showing me around, but I could not get over the feeling I left with. We went to see another property this morning and had a completely different experience. We ended up purchasing a much larger home and signing our contract to build on the spot.

    I felt it important to leave this feedback because the agent at Jordan Pointe mentioned they receive bonuses on customer satisfaction surveys. If that is the case, I would have a hard time giving that person a high score thinking that they'd probably made others feel the same way they initially made me feel. Purchasing a home is one of the most significant investments that a person will most likely make throughout their life and they should never be made to feel like it isn't good enough. A customer should always be made to feel like they are the most important person during that conversation and that their business is always wanted.

    I would assume Ryan Homes did not become the 4th largest home builder in the US by making people feel like they were insignificant. Take this for what it is, but I understand you have a great reputation as a company and I would hope you can maintain that through each employee that works for Ryan Homes. Thank you!

    Run as fast as you can... do not lock in New bull... Contract money. We bought this scam of a new home in December 2015. There were several things I noticed when walking the final walk that I really thought were odd. First, if you purchase the Florence, you will have a beautiful vent smack in the middle of the walk leading up the stairs. The drywall was very poor quality the tile work was crap, the flooring had air bubbles, the granite was chipped and dull. The so called foreman what a joke, the realtor onsite was a liar, this outfit is so bad. We have had to file so many service tickets here. Found water in the laundry room, the culprit was Ryan Homes cutting corners not wrapping the vent which in turn lead out into the living room. Now we have a joke in both areas waiting for their cheap workers to repair.

    The so called yard omg. The sod on every lot in Grove Park is dead because they do not treat the ground under so it only looks good for about 3 months. They talk about their so called energy efficiency **... nothing about this company is honest. We have had so many repairs I can't even start to type them. It would take an entire day. Did I forget to mention the Mexican fiesta every morning. Very disrespectful workers and foreman. They work until dark and arrive before sunup. It's so worth going to another builder. They are more money for a reason.

    Upgrades, let's talk about this. One they say this word 95 times during selections, everything is an upgrade. Please do it yourself, they overcharge on everything. We were told during the initial contract signing that pools were allowed here, well that was once again another lie. They tried to tell us we couldn't have a pool but their sales lady told us and our realtor that it was a yes, she was so wrong, the ghost of an HOA showed their ugly face saying no but when I made them aware that this was a promise upon purchasing their ** rule of an enclosure came up even the city doesn't require this but they did. This home was an investment purchase for us because we will sell in 4 years, I guess this will allow enough time for us to get things repaired for the new owner. Shame on this company for being allowed to do this to so many families. Never never again it will be the first thing on my house hunting list. Beware.

    Don't be fooled by the exterior. It's how it is put together matters the most. My problems: Our siding color and style was required to be changed per Architectural Review Board. The only color choices Ryan offered did not match. The warranties they offer you have to argue and fight to get things resolved and they still are not resolved. Our $8,000+ composite deck they installed is buckling only after 2 years because they didn't leave any space between the decking planks. The railing is falling apart. Totally unsafe deck. But, we're stuck since the 1 year warranty expired.

    We replaced the ugly siding out of our own pockets and the contractors were surprised by the poor workmanship done by Ryan Homes. Nails protruding from the metal roof and flashing not installed properly. Grading problems and having to deal with pools of water in my lawn. They just gave me 10 bags of topsoil to remedy the problems--thanks for nothing. We can't cool our house to 70' since mold starts for form on the vents. Ryan Homes said we can't go lower than 75'. Try that with a menopausal wife.

    Ryan Homes installed our Batten Board poorly. We found out from siding contractors that Batten board is supposed to be one continuous piece, not pieces. The seams started to show worse, so it looked like crap. The drywall repair after 1 year is terrible. Most of the nail pops and tape cracks are back--appears the home is still settling after 2 years. That was a waste of time. The cabinet coating is chipping. Numerous errors in the initial order and poor customer service. The expensive sod was laid on subsoil, so it does not grow well. My lawn is lumpy. The houses don't seem to be insulated well. You can hear the neighbors.

    The foreman must have no construction experience because of all the problems we have had with the construction itself. Basic construction principles were not even employed. I did not want to purchase a Ryan Homes but did so. I am sorry and paying for that poor decision. My and my neighbors' experiences have not been positive and we will not be purchasing another Ryan Homes. We will not recommend a Ryan Homes. I just hope we don't run into any extensive damages while here. Unless, you have lots of extra money to spend after purchasing a new home and want to not enjoy a new home, go elsewhere.

    Went to new Ryan Homes community and signed a contract for a lot and house that were supposed to start in June 2016. After putting thousands of dollars down, here it is August 2, 2016 and there is still nothing happening! That's right, not even one piece of grass moved off of my lot or the whole freaking neighborhood??? I sent the contract to my lawyer, unless I want to lose all the $ I put down, then I am stuck with these liars. They said my house would be done in September. Yeah right! I will be shocked to see if I even get a house in 2017. After reading the reviews about them, I bet my house will be built crappy anyways! So frustrated and wish I could just get my money back! Can't stand to be lied to and misled!

    I bought a Ryan Homes house 9 years ago, and in a recent home inspection, some "damages and repairs" were noted from the roof truss. While it was not clear whether there are truly serious damages, the repairs were certain - since I have never hired anyone to do any repairs on the trusses, it must have been the builder who did it before we closed the house and moved in, but without providing any documentation or even letting me know. My agent contacted Ryan Homes to confirm that and never receive any responses.

    Since truss is clearly covered by the 10-year warranty, I called Ryan Homes' customer care, and the lady told me that home inspection report is not adequate for them to initiate the warranty process, and I would have to hire a licensed structural engineer to do another inspection, but they will cover that cost. So I did, and paid $450 for that inspection. The engineer said there is currently no damages that need additional repair. While that is good news to Ryan Homes since they don't have to do any more work, they now told me that they will not cover the engineer's cost because "they don't have to do any more work". I argued that I hired the engineer because they told me to do so, as the home inspection report does not mean anything to them as I was told, while the customer care agent, obviously a different one from who I spoke earlier, said he didn't know anything about what I was told before from his colleague.

    Not that $450 is a big deal, but I was astonished that Ryan Homes could be so comfortable to tell their customer different things, and use such a lame excuse that they don't know what their colleagues said. I know probably every builder will try to get out of their warranty responsibilities, but I am not so sure that everyone will go this low. So my recommendations are: if you *HAVE TO* buy a Ryan Homes house, make sure you check everything *VERY THOROUGHLY* before you close and accept the house. If you call their customer care, make sure you write down who you spoke with, at what date and time, and probably record your phone calls (they said they record "some" but not all, obviously at their "discretion"); and make sure you obtain all the evidences and keep them in a safe place before you act on their suggestions!

    Please be cautioned when building your home! I know you may see more negative than positive reviews and tell yourself of course people are just upset. No this is the real deal, many are how things are with the Ryan Homes. We first moved in our home and immediately noticed large marks/scrapes on our floor. We mentioned upon our walk through. They insisted it will be taken care of that week. Here I am almost a year and my floor is still not correct. As the weeks went by and no one to take responsibility for our floor, our floor continued to crack and split. Yes the actually hardwood floor boards. We brought it up after months of no one taking responsibility, have a national floor inspector out they replaced floor.

    A week after that the cracks started again. This time Ryan Homes stated they will look into. We got blamed by them stating we have dog marks on the boards. We dont have a dog! Now 13 days off work for this floor. They stated they would reimburse for our time off and replace the floor. Can you guess what's coming now? Nothing! They stated verbals do not matter and neither do emails. If you look at the bottom of their email they have a disclosure in there. Overall, we have a cracked floor, floor boards that are too tight, and buckling in some spots. Along with 13 total days off.

    Mind you when they let the hardwood acclimate in our home they put it over vents, and in sun light. Which the floor inspector deemed the reason for it splitting. He also stated the boards were too tight. Please buy the cheap floor and get your own floor company to put it in not use theirs. Lastly, my cupboards have been replaced three times due to them cracking. Now they won't replace them and say we have to deal with it. Ask yourself if you want to deal with this stuff before you build with them. Its not worth it... Trust me!

    Where to start - Well, for one, we were late closing - I know it happens, so can't do much there. Moved in and the bedroom was 15 degrees colder than the rest of the house. They missed a 25' foot seam in the master bedroom and air was pouring it (but remember, it passed the Energy Star tests - which are obvious trash). EVERY corner is not 90 degrees, all angled, window frames off by 1/2" or more so blinds won't close. Another missed seam in the main bathroom caused the tub to be 32 degrees in the winter. Ceilings that slope up to 1/2" in the middle was noticed when tiling. Walls that taper with 1/2" difference between top and bottom.

    7 months here and we DO NOT have grading or hydroseed (It's JULY!), basement rafters had drafts and daylight in them - more than 1/4 of them, garage walls do not meet the the stone in the garage - causing air and daylight, and who knows what else to come in. Caulk used ALL OVER the house to cover up poor work, and even more. You have been warned, want to roll the dice like we did - I wish you the best of luck. I'm sure many people have good homes by Ryan, do you want to risk being the one of the many that doesn't?

    Initially when I moved bought my condo in 2011 I noticed that my bedroom and Bathroom were not getting enough heat or air. Had Superior Heating and cooling who were and still are contracted by Ryan Homes come to try to fix problem. Knowing darn well that the cheap and system was not large enough to put out enough Heat or Air for my size condo. Their suggestion was to shut off a couple vents to solve the problem. REALLY! Now My air Unit is leaking Freon and I called another reputable local co. to repair. The coils in the unit were already (5 1/2yr old) rusted and leaking fluid and they also looked at the wall unit while I watched and saw 2 Copper pipes that were kinked with a pliers to make a 90* turn instead of using an elbow to make the turn. Therefore the air is not circulating through properly.

    I called Superior who again is contracted by Ryan Homes and they will not correct their install complete botch up. Not under 2 yr warranty. This is an install issue done obviously by a tech who did not know what he was doing. I was trying to get them to take a look at mistake and they cannot come to look for 3 weeks. It will only take 10 min. Very disappointed in Ryan Home's choice of contractor.

    Bought a new home from Ryan Homes (NVR) in November of 2015 and to say the least ever since then it's been one nightmare after another. First it was with the hardwood floor that was included as a perk and we were told that the hardwood would go into the morning room only to get to the options store to find out - nope doesn't include the morning room. Now how stupid is that? So right there I was done but somebody from Ryan Homes was there in the showroom and he is very high up there in position for the Illinois branch. He asked what was wrong so we told him sales person said morning room was included so he took care of it which was awesome but right after closing my 3 car driveway cracked all the way across from one side to the other.

    So I called the site superintendent. He came and looked at it and said "address it at 30 day" so I did with not a word at my 10 month. I brought it up and again nothing but they did come and cut holes in my floors to fix my floor squeaks and pulled my carpet up and wow carpet guy says wrong thresholds for hardwood to carpet that was at my 10 month now. I've had guys show up empty handed to fix my thresholds - now am I crazy but how do you fix them without the parts and as for my driveway I'm still waiting to hear something.

    If you are looking to purchase a new home and you want to fall in love with it then don't build with Ryan Homes!! Our home has been under construction before and after we closed 6 months ago, our floors are popping, cabinets replaced 6 times and still not correct, walls bowed and uneven, granite replaced twice, code violations, siding bubbled, carpet replaced, flooring replaced, etc... and was told to take my leave time for all the construction and I used up so much leave I have none left to spend with my wife and kids before my deployment! All Ryan Homes said was I needed to be accommodating if I wanted them to complete construction. They still have so much more to do!! They are horrible!! I wouldn't take a Ryan Homes even if they gave it to me for free. I want to get it repaired so I can possibly sell it! DON'T BUY OR EVEN LOOK AT A RYAN HOME!

    Worst problem being vinyl siding that warps and pulls away from the outside structure of the house. Called Ryan! They tell me it is reflection of sun from my neighbor's bedroom window!! Please see pics and see if you can believe that. I don't!! The home is for sale and I will probably have to fix it myself in order to sell. Ryan claims no responsibility, though I firmly believe it was improperly (too tightly) nailed, not allowing the siding to expand and contract as it is meant to do. Plumbing problems from cheap materials and shoddy installation that I've now spent about $1100 repairing. Floors that don't merely squeak but groan and screech in protest when trod upon. I could go on and on but to no avail and yes Ryan is practically non-responsive. It's as if completing a few repairs here and there would bankrupt them! Oh Well! Just let they buyer beware!!!

    Please if you are in the market and buying a home please stay away from Ryan Homes, my husband and I having a house built by Ryan homes. We have nothing but problems. January 2016 we were told that they move our home in phase two. But everything that was promise in phase one, would not change. That was a lie. We miss our pre-construction drywall walkthrough due to the project manager. He contacted my husband on a Tuesday via email which we never saw the email until after the pre-construction walkthrough. We ask him why didn't he contact us by phone. He said he did, another lie. As a result of such we now have a bulge stud that have caused the siding to budge very visible. I think we shouldn't have to live with this. We are meeting with a supervisor today. If they refused to fixed the problem we will not closed. If we have to take legal action we will.

    Right after I moved in my new home, I heard there are noise in the wall. I brought up my concern there is mice in the wall in 30 day inspection, but Ryan Homes refused to open the wall to check, saying it is water pipes. After 5 month infestation, the problem became so severe - I could hear mice squeaking in the wall. They refused to come back to fix the problem, so I hired a pest control company. Pest control could do nothing because they couldn't access inside the wall. After strong request and Ryan Homes confirm with pest control. They came out unwillingly and open a hole on my wall. In the process of opening the hole, mice got killed. Imagine how many mice are there in the wall.

    For the following months, I bought numerous trap, glue, poison in order to eradicate mice. Recent month there is a small area which mice is active. Ryan Homes refused to came back to open a hole so I could put the poison in to kill the mice. Ryan Homes won't even spend 30 min to open a hole so I could get some sleep at night. Due to negligence of Ryan Homes, I suffered so much. Live in health hazard house, not to mention the damages caused by the rodents. And Ryan Homes refused to spend 30 mins to open one hole!

    Have you ever noticed that Ryan Homes never lets prospective buyers tour the neighborhoods where they have already built their homes? They always build this beautiful, perfectly constructed Model Home in the area where they are selling. This is because their quality, attention to detail and proper building techniques and practices are always in question from homeowners that purchase a home that has problems. Have you ever noticed that there is never a customer satisfaction survey after the purchase of the home to the neighborhood areas they develop? Again, it's because any issues they resolve is always through lost litigation in courts.

    I purchased a Ryan Home in 2014 that was previously built in 2012 and sold to the 1st homeowner. Over the past two years of ownership, I have encountered vinyl floors that were coming unglued from the floor, a dishwasher with cold water being run to it rather than hot water, gutters that couldn't properly shed water away from the foundation because the downspouts were too short and two of the corners leaking water straight down causing puddling and indentations near the foundation.

    Three areas of where raw wood sheathing or roofing were left exposed because the vinyl siders and roofers were in a hurry to complete the job, a 2600 sq. ft. house in one day! Absolutely no caulking around any of the vulnerable to elements areas such as door, windows, siding areas causing leaks in roof and sidings. Not to mention over 500 screw pops in the drywall in the ceiling and walls which I have repaired as I have painted every single area of ceiling and wall myself.

    I did try to call Ryan Homes about these problems and was told right from the onset from this extremely snotty customer service rep that the one year warranty was up and Ryan owes me nothing! So I learned that I just have to do it all myself or hire contractors for areas I can't tackle on my own. It's interesting how Ryan Homes says they have all these warranties on different areas of each home they build. But what I have found these are all the basic warranties that the manufacturers of the products have such as lifetime warranty for Moen faucets and their parts. If it wasn't for all of these good products that Ryan uses there would be no warranty at all!

    What is readily apparent is that there is absolutely no warranty on craftsmanship or workmanship on their homes. You can use the best products, but if you don't know what you're doing or worse, don't care - no manufacturer warranty will save you on the biggest investment most people have - their home! My advice to every Ryan Homes owner is discourage others from buying such homes or find a locally, trusted contractor to help you out with the inevitable problems you will encounter.

    We had our house built in 2011 and immediately started having problem with our siding. I found out that whoever Ryan Homes hired to put our siding on used staples instead of nails, and was told that housing codes in my city allowed them to do this even though we have about 20 acres of open land in front of the development and wind rips thru here. They originally would send someone out to fix the siding that fell. The problem was that was the only part that they would fix. They did this for the first year.

    Every spring we lose big portions of our siding and have to come out of pocket to have it fixed. I think I have done this 6 or 7 times since 2012. When we would call Ryan Homes they would tell us they do not cover siding, even though it was a huge problem, and a documented problem before our 1 year warranty was up. Now they just don't return our call! I am not the only one who has this problem here. Several people in this development lose siding every time it is a little windy and it's absolutely ridiculous that they refuse to fix their screw up. I would never recommend to anyone building to go with Ryan Homes, they do not stand by their work, nor do they fix THEIR mistakes. I gave them 1 star on customer service because I can't give them a zero.

    We build a home in Vermillion with Ryan Homes in October 2011. We had very few problems and they were all minor. They went above and beyond (at that time) to deliver a great home. We just closed on another Ryan Homes house right up the street from our old house (in the same neighborhood) and this house is an absolute disaster.

    We were delayed in closing by two months - 3 weeks was due to rain, the other 5 weeks for errors. We had to babysit our job site. First, they forgot to put 2 archways in. I have no idea how one would miss that since they are on the blueprints. Trim and door frames that were covered in black mold was installed into the home. We walked through frequently and caught this. We had a meeting with our project manager at the house to show him (because he was never on site). He told us he would have it all replaced. We walked through the home the next day to find that they had painted over the mold. We told our PM that it needed to be replaced. He had some of it replaced but not all of it because he nor us could remember every door that had it. You'd think he would have taken better notes or just replaced it all to make sure it was all removed.

    The trim work is appalling. A trim carpenter came into the house after we close to fix some things and said the whole house looked as if a "third grader" installed the trim. Our yard has standing water when it hasn't rained for 2 weeks. Two section of the sidewalk are broken and it was noted a week before closing and yet 2 weeks after closing it still hasn't been fixed. The tile on our shower floor was installed even though it was chipped and broken. Did I mention the trim looks awful? Seriously, the finish work in this home is disgusting. The door frames are also crocked with bowed doors. So far, in just 2 weeks, we have found dozens of nails, screws, and razor blades (yes, razor blades) in our yard - we have a dog and 2 young kids to find/step on those.

    Our heat did not work the first night. It was 59 degrees in our of our kid's rooms. We emailed our project manager and called our sales manager to which they said it wasn't their problem. It took nearly 24 hours to get the HVAC company to fix it. We just turned our AC on (after 2 weeks in the home) to find that it didn't work either. Luckily, it was a simple fix but that just goes to show you that they didn't even test it before they sold us the home.

    We are working with Chris ** and David ** to fix the issues which is a less than pleasurable experience considering they are extremely condescending and arrogant. We have a revolving front door with all of the contractors come in to "fix" everything. The inconvenience of this is completely unacceptable. Almost all of the problems above were communicated to our PM weeks prior to closing but still have not been fixed. Ryan Homes is not going to anything to compensate us for our trouble and the horrible quality of home they sold us. It's a shame. Our first experience with Ryan Homes made us repeat customers. This second experience makes me want to sell my home tomorrow.

    Ryan Homes will take your money and do not care one bit how your home is built. They employee cheap labor workers that speak no English and cannot even explain to you what is going on with your home. I can say they do have some staff members that do try to help you but I think their hands are completely tied. I closed on my home May 2014 and have been having the SAME issues with my Master Bedroom flooring throughout, Master Bath shower has been leaking forever, and shingles NEVER stay on the room and they keep telling me this issue is normal. I do not even believe my Master Bedroom floor on the second floor is going to hold up for the next 30 yrs. I am so afraid I am going to wake up falling through to the Family Room.

    Most of the staff try to dismiss your issues by finding a way to say everything is no longer covered under warranty. How does second floor flooring only covered for ONE year?!? I would NEVER recommend anyone else to build with this company. Now if I want my flooring fix I have to come up with at least $20,000 to get my home how it should have been when I was purchasing it. They pester you when you are building and they are your best friend until the day you close. Ryan Homes you should be ashamed taking people's money and giving them these poorly built properties. ASHAMED!!!

    I closed on my home in June of 2015. As I was walking though the home with the project manager two days prior to closing, I noted clear carpet issues in the basement. There were many pulls, ripples, gaps where it met the baseboard and obvious seams that were unraveling. They also forgot to carpet the closet under the stairs, which had to be patched together. This carpet was an upgraded berber carpet intended to be consistent with what is installed in the Hayworth model at the Mays Quarter Community.

    The project manager thought that the carpet had a manufacturer defect and I was told that he ran it up the chain of command at Ryan Homes and with the carpet company. It was decided that the carpet was not defective and Ryan Homes had the carpet repaired. I expressed my concern to the project manager that I didn't fully trust the solution or how the decision was made. However, the project manager asked that I live on the carpet, see how it works, and if the issues continue Ryan Homes will "make it right." I believed that he would follow through on his promise, my mistake.

    Fast forward six months to December 2015. The carpet continues to have issues. So, I put in a service request to have someone from Ryan Homes come and take a look. A Ryan Homes service representative comes and takes some pictures. I outline the situation and the discussion that was had with the project manager prior to closing on the home. Right away I am told that project managers make a lot of promises and I am asked if I have any documentation of the conversation. I was then told that this is normal for berber carpet and that I should have known that when I made the selection.

    Naturally, this was very concerning on many levels, especially because I choose this carpet for its durability. I explained that if that is the case, then this carpet will just keep having problems even if it is replaced. I was very open and indicated that I am not looking for a short-term solution and if this is what I can expect from this carpet, then it has to go. I explained that I signed up for a product that I can trust to last ten years (as was the promise with the carpet) and simply asked that Ryan Homes help me to resolve the issue. The Ryan Homes representative indicated that you can't pay for a Pinto and get a Cadillac. I reminded him that this is upgraded carpet. I then indicated that I am happy to pay for any difference in cost, but just wanted Ryan Homes to stand by my side, "to make it right."

    In February 2016 we heard back from Ryan Homes on the issue. Based on the photos provided, Shaw carpet found that the problem was a manufacturer defect in the carpet, and credited Advanced Flooring (the flooring installer) for the product. We also found out that this was the first time that the issue was raised with Shaw carpet, which means that Ryan Homes did not speak with Shaw when the issues with the carpet were first raised in June of 2015. Ryan Homes then informed me that new carpet had been ordered and that Advance Flooring would be in touch to schedule the installation. I said "No".

    At this point I don't trust the product or the decision making process at Ryan Homes. I asked for some estimates on the installation of other flooring products. I requested that Advance Flooring simply apply the credit for the carpet to a different flooring product (with me making up the difference in the cost). Ryan Homes informed me that that was between me and Advanced Flooring. However, if I choose to go with a different type of flooring they did provide the following suggestions: 1) I should allow the roll of carpet be delivered to my home, so I could sell it to help offset the cost of the new flooring. 2) I should remove the existing carpet and tack strips to help mitigate the cost of installing new flooring.

    Really? This is how Ryan Homes supports its customers? I bought a "luxury home" from Ryan Homes, not from Advance Flooring. I expect that the flooring in a "luxury home" would last for more than 6 months. If it doesn't, I fully expect Ryan Homes to stand by my side until the problem is resolved to my satisfaction. I feel like I have been deceived by a process that is not transparent and includes a lot of Ryan Homes employees passing the buck. It is a painful reminder that the "service" process for a Ryan Home is designed to protect the builder and not to help the customer.

    So I moved in 19 months ago and there is so much wrong this house. Where do I begin? The microwave vent just makes really loud noise when it's windy. They said that can't be fixed. I've watched them throw straw down over rock and uneven dirt with no seed. There is still white paint all over driveway. You hear water running through entire house when someone uses bathroom. Furnace company has been here over 10 times for heat. Cheap bathtub, already cracked. Not to mention we 360 a year for absolutely nothing. They don't plow or salt. Pond is full of bugs and geese, and no water in it. Water PVC pipe in basement already bent to **. Probably gonna have to replace soon.

    When is windy it feels like house is gonna fall over. Paint on tile floor in kitchen cause they were sloppy. All in all house is made poorly and very cheap. And I gotta pay 360.00 a year for 2 small common areas they mow once a month. You do the math. I have the phone number for Arbor Ridge saved in my phone as ARBOR RIPOFF!

    Been in my home since 2013. I have had problems from day 1. Almost all of my faucets were connect properly just sitting on the base. So many unfinished holes that mice invaded the townhouse. Had to have someone walks and find all openings and have them sealed up. Stove and refrigerator has had many problem. When the water runs you hear it all throughout the home. Cracked walls and molding. Hot water heater leaking in the walls. Exposed pipe so they freeze in cold weather. This was my first home that I built. I feel so taken advantage of. Pay these people all this money expecting a quality product and they just don't care. I believe everyone in my neighborhood has had issues with the hot water heater. Is there any help for me? Or at least can we stop them from doing this to other people?

    Had the Ravenna model built in 2014. After moving in, I noticed plenty of areas where the workers were sloppy (paint overruns, corners not aligned along floorboards, etc.). I immediately had to call them out because the toilets were clogging up 2-3x/week with normal usage. They sent a plumber out who told me all my neighbors were paying to replace toilets b/c of poor quality (in a BRAND NEW house!). Had a family member come up shortly after who easily turned up the water pressure knob at the bottom of all the toilets and haven't had a clog since. Did have leaking toilets and a different plumber they sent out said it was installed incorrectly (issue with 2 toilets). When the hot water runs in the kitchen there is a knocking sound heard through the family room wall (and for several mins after).

    Asst. PM came out and said it was a pipe knocking against its bracket and it would settle. It's been a yr and half. There are more things but I'd run out of room. Bottom line: don't fall for the sales rep's line that the PM you're getting "is the one the executives use to build their houses." BS. Oh, and don't bother trying to reach that rep one day past your one year warranty. They will no longer respond.

    This is our second major issue through the home purchase of a Ryan Homes; the previous issue, following a long, emotionally draining experience, we met half way with the division manager (who is now replaced). This last weekend, we were called by the sales representatives at May's Quarter; when we went to meet them in person, we were simply told that our lot we selectively chose was now too small to build our home on. We would have to choose a new lot from an inventory of sub-par lots which "they" deemed "similar". Keep in mind, NONE of these lots offered the wooded back for privacy, were located on a street that wouldn't see much traffic, and allowed for a walkout basement.

    Now, they knew of this issue for a couple of weeks but chose to tell us a week before Christmas. We decided to try and meet with the new division manager, hoping he would apply friendly and sound business practice by fully admitting to Ryan Homes' mistake and offering a new lot that WE deemed commensurate with our chosen lot, with little to no additional cost. What we received was the opposite. First, over the course of an entire business day, I had received NO reply email or call to my email and two voicemails (one call I was directed to Voicemail upon the second ring), not even to tell me he had received my message and was working on it.

    Upon no acknowledgment of our messages, we went to the offices ad upon entering the Ryan Homes' office, we were greeted with scorn and disrespect by the new division manager. We were talked down to in a snide and rude manner virtually the entire meeting and were once again told we were confined to the sub-par lots; we could choose a commensurate lot but would likely be looking at an additional $30K-$40K! I have NEVER come across a company that says, "Sorry, we screwed up twice, you please take the brunt of our mistake."

    I can understand the "new" division manager being in a tough spot as the new guy, but at the very least, we could have been replied to or greeted with "business etiquette" and respect having been put through the ringer two times vice what we received. Now we're in a tough spot because the community seems great, and my family (particularly my 7-year-old daughter) is in love with the model home, however, I have a hard time to be on the receiving end of such disrespect as a customer.

Looks like they used a sharpie to match the black, and the base epoxy isn't even close to a match. We paid a 2-tier upgrade to get this granite and they give me a unprofessional seam. So frustrated...

Heard from the radon company that they come out to Rolling Brooke all the time because although Ryan Homes knew there would be radon issues if they built here, they did nothing to protect the families that live here!     Montgomery Square disaster - We visited these new/under constructions townhomes. Thin walls. I could hear the other visitors in the house next door. Noisy/Train tracks. The entire community is right in front of the train tracks which fall into your back yard. The trains blow their horns prior to crossing the street, so get used to the noise. Ditch. There's a ditch between the plots and the train tracks, so 40 feet after your back yard is a 6-10 foot ditch followed by train tracks. Inferior products. The kitchen cabinets are constructed from a very cheap/flimsy wood. The insulation. This isn't as great as they make it seem. They boast that the homes are tested to be energy efficient. During production only one home gets tested. This home is generally tested at their facility base.

    The remaining of the homes are built in pieces and then assembled (like Ikea furniture) which is never of the same caliber. So expect increased heating and cooling costs than those that are advertised. Small rooms. 2 of the 3 bedrooms can only really be used for a single bed or as an office, 10x10 and 11x10. A queen mattress is about 76"x80". The bed is always a little longer and wider. So you're looking at about 2 ft of space on either side and 3 feet towards the base of the bed at most. Ridiculously Overpriced. The homes only come with a vinyl floors, cheap unstained wood kitchen, Formica countertops, white plastic like countertops for the bathroom with white cabinets. This looks extremely cheap. If you apply all upgrades your house can get up to 400,000. They charge you extra for insulating your corner plot.

    As a Ryan Homes owner, I’d like to sincerely caution you to think again before you decide to purchase from them. They build track homes that is designed for speed and low cost rather than quality. You will be better off paying more and go with custom builders. Year 1 mark: There is no seal for the HAVC pipe and the hole on the foundation wall. This caused major flood in the crawl space. The HACV system in the attic flooded the entire closet underneath and we had to replace the ceiling drywall. Year 2 mark: The granite counter top seals keep on coming off due to misaligned cabinets underneath. This happened since day one and has been fixed until the warranty expired. And no boy is willing to fix it. The cabinet doors are screwed to the side with no reinforcement, the doors starting to fill off at this point.

    Year 3 mark: I found 3 leakage points underneath my house just 1 year after warranty expired. Not only have been paying for the gas, my family has been exposed to health risks the whole time. I found my light switches are all rushed without wrapping the wire around the screw. This will cause them become loose over time. I am not sure what will come but I am thinking selling my home and move on. Ryan Homes has been a disappointment for me and I hope not for you too. Good luck.

    So another issue has come to light. Our HVAC system had so much condensation that our ceilings had to be removed to let the structure dry out. We had mold and the ducts are rusty. 2 months later they claimed it's fixed and sealed it back up even though it still has condensation and our air conditioning isn't reaching set temperatures. They are claiming it is "fixed" even though the air conditioning repairman THEY SENT said our unit is too small. The next step is a lawyer.

    We have been in our home for over a year now (Richmond, Virginia). We engaged in settlement last September. We have had numerous issues of fixing various problems, from dry wall, to appliance issues, to fixing items that were originally on our walk-thru list over a YEAR AGO!!! The workers are late coming to home to fix various items to sometimes the workers totally miss scheduled appointments. When they do come they are not prepared (missing tools, etc.) or communication with others (i.e. painters, drywall, etc.) to complete the job as outlined. Even supervisors on the job are negligent and make promises that do not happen. This has caused my family NUMEROUS days missed from our jobs and just a complete hassle and inconvenience to our daily living life.

    This is my second Ryan Homes purchase. My first was in 1996 in Centreville, Virginia. That was a wonderful experience. This time it has been a nightmare. I would NEVER again buy a RYAN HOME... at least not a NEWLY CONSTRUCTED one!!! They should be fined and we should be reimbursed for missed work and income.

    I am building a home in Canonsburg Pa. Keeping in touch with my daughter, I have been told that the house has NO backyard. I had planned to put in a pool but it seems there is no property behind the house. My choices in general have been either nonexistent or very small. The bonus room was said to be over the garage when it is not and now I can't add it. I was not permitted to purchase a side lot which means this house will have NO yard to do anything with.

    This is not designing your own home but accepting what is offered and putting a house on a piece of property which is too small for it. Wanting to build near my daughter and grandchildren seemed like a good idea but this has turned out to be a nightmare. I couldn't get the first house I wanted because the properties were too small but they are building a home on a piece of property that gives it no back yard, limited choices and not giving any answers for why this was misrepresented.

    I recently closed on my new home with Ryan. The sales process was extremely easy and I felt the price was fair for what we purchased. After being in the house a few months I have been talking to many of my neighbors and they all asked me when they are coming back to do my concrete walkway, as they all received this free of charge. When I approached Ryan about this they told me it wasn't included in the contract. Which is fine BUT it is nowhere to be found in the contract and they also agree it isn't in there. Their response was they used to do it and now they don't and refuse to pour the walkway, which mind you is 5'x3' roughly. If it was in the contract I wouldn't be happy but I would have to accept it. Ryan openly admits to it and still won't take care of it. When you're building a 300k house I would expect more than 4 white concrete blocks in front of your walkway. It's just cheap and reminds me of a trailer park.

    This is probably only a few hundred dollars but it's more of the principle. I am currently seeking legal counsel to see if anything can be done about this and I am sure it will cost me 3 times more than it would to just pay someone to do it and move on... but I don't want to accept what I think is wrong and what this huge company can rectify for a few hundred bucks. Instead they would rather fight over something so miniscule it's just not worth it. All in all my experience has been average with them and I would rate Ryan a budget builder who can put in some nice upgrades to make your house look high end without the price tag.

    I bought my home from Ryan Homes in May 2014. The home was beautiful but of course, there were minor issues. But my main concerns are, they promised us a cheaper utility bill because the home is "energy efficient". My electric bill is extremely expensive. We have done everything. The utility company told us and NOTHING has changed. No matter the season, it's still over $250 a month.

    The next issue is the flooring in the master bedroom. When walking in the master, it sounds as if you are going to fall through the ceiling if you're downstairs in the family room. After SEVERAL complaints, Ryan Homes told me it's normal and all homes are like that. I've lived in several 2-storey homes and I've NEVER heard such squeaking. It's so embarrassing when we have company. We avoid going in the bedroom. Also when you are walking in the master, the floor bounces but, of course, I was told this too is normal. I don't think when you complain about these issues it should be blown off and I feel that is what I've always gotten from this company.

    At this point I wish I had gone with Mungo Homes. The 10-month review took at least 3 months before it was completed and it's STILL not fixed. We just bit the bullet and got someone else to finish the nail pops. I think they use the cheapest plywood they could find in the forest to build. I would not be shocked if one day we fell through the ceiling. I just want my floor fixed. You can hear the boards rattling when walking on them.

    I purchased a 70's vintage Ryan home in the late 80's. It was my first home so I had no experience playing home inspector. I have since learned what a cheap piece of garbage I got myself into, top to bottom. Cheap 1/2" plywood on roof. No soffits or roof overhangs of any kind. Under-insulated walls (both winter temps, heat and sound travel through them readily). More cheap plywood flooring that feels soft and weak under foot. Literally hundreds of nails driven through the flooring missing. The floor joists completely. Wet/moldy basement walls (unfinished, thankfully) and a sump pump that constantly runs due to incorrectly sloped, topsoil - deficient property. In fact, water management appears to have been a complete oversight on Ryan's part. I have had all the standard water-related issues a poorly built property can have (roof & window leaks, basement flooding, standing water in yard even after an average rain, burnt out sump pump due to poor exterior water management).

    I have taken steps to remedy some of these issues as finances have permitted. If Ryan didn't cheap out on the basics, like materials and a sound architectural design, many of these issues would have been more manageable or not even occurred at all. To tell you the truth, "Ryan Homes" has been nothing but a punchline (synonymous to cheap crap) for anyone I have ever spoken to in this neighborhood, and or part of the country. I realize that the joke is on me for falling for the high-pressure wiles of a couple greedy realtors and an crazy ex spouse. However, the sin of putting this poorly conceived and executed properly out for sale in the first place falls squarely Ryan. I can only imagine what these clowns pretend to honor as a mission statement.

    After living in our new Ryan home for ten years, we noticed a leak from the garage ceiling. A roofer came out and determined the leak to be caused by a row of shingles that were supposed to have flashing but did not. They fixed that problem and it cost us $642.00. A few months thereafter, the leak was still there. The roofer investigated further and found that the two bathroom windows above the garage not only were installed without flashing, but both window frames were broken. Flashing was installed at an additional cost of 321.00, but the windows need to be replaced!

    On July 1, 2015 I closed on a Ryan Home in Greenville SC. I have nothing but good things to say about the work they did. The site manager emailed every week with updated pictures and progress on the house. Any question he needed answer were also sent before any work was continued. I used their mortgage company and also had no complaints - the whole process went well also. I think they are a good company and stand behind there work/homes.

    We built our home and it was done 2013. Before we started building we had 24 hours to make all of our decision regarding the house. They did not give us a book or binder to take home and we had to make all of our decisions going through a binder with our sales girl. Although we found out some of our neighbors got a binder to go through at home and some didn't. The building process was good. We had no issues there.

    When it came to the repairs we had issues. We noticed paint all over the floor and instead of them cleaning it, they told us to just use hot water and soap. They were supposed to install our yard, per the subdivision agreement and 2 summers later we still don't have a lawn and everyone's lawn is uneven. Swales are wrong and the lawn is lost weeds. They never fixed my banister properly and said it's going to crack where it comes together. Ummm, I don't think so. They half ass all the repairs. They patched our chipped concrete when it should have been repoured. The second your warranty is up, they want nothing to do with you. Most of our neighbors have had many issues as well. I would think twice about building with Ryan Homes.

    Purchased home October 17, 2001. Shortly thereafter it was discovered several steps were missed at rear door. A little over a year passed and water appeared in wall and the carpet was wet at the rear door. We received what was a "courtesy fix" which really resulted in me purchasing KILZ and was told to paint over the stain because they could not locate a leak. The kitchen floor has a large crack in it which resulted in them just replacing the board which has once again popped up and there is a space between the wood.     I was the first person to sign a contract in a new subdivision of a large neighborhood. I was told my home would back to a nice, fairly level "backyard" - one of only three homes with this wonderful quality. However, as construction began it became obvious I had been lied to. The 4 steps down from my mid level to the backyard was also a lie as it turned into 12 steps and I was basically forced to purchase a deck for $6,000 so I could enjoy some of the "backyard". Meetings with management were fruitless and I was told I had misunderstood. Later, when talking with both neighbors on either side of me we realized we were all told the same thing and all three of us were angry about the bait and switch.

    I strong armed the vice president into paying for my piano to be moved into my house (a whopping $250) because the original plan of the house would have made it easier for me to simply drive a pickup to the back door where I could roll it into the house. Now, I am hearing my one neighbor all the time. I do not think insulation between my house and hers was installed properly. I do not hear the other neighbor at all but hear the one quite a bit and she hears me in my bathroom and while I play the piano. We basically live in a single family house (sound wise) but are next door townhouses. I am totally disgusted with Ryan's attitude. I was a repeat customer but my experience the first time was much better. Maybe management has deteriorated. I did hear the son took over and he is much worse about cutting corners than his father was. I wish I had know all I know now. I filled out the survey and said I would not recommend Ryan to a friend.

    I moved into my new home the end of May. I have spent the last two weeks praying every time it rains back year is completely flooded. Had one hole which they filled with dirt and put hay down. Next rain the hole came back bigger all the hay washed away and caused a dam which made all the water back up. I was told there would be a fix but nothing yet. This is an urgent matter. We spent time and money getting grass to grow in the yard and make it a pleasant place to sit. You can't go back there at all. It's terrible.

    I have a home in Ruckersville VA. Greenecroft Larchmont Circle. Our home is 2 1/2 years old. The ceiling in the living room is falling I need this repaired ASAP before someone in my family is hurt. This is a structural damage and should be under warranty. I paid $280,000 for my home and in the short time we have lived here we have had to have the toilets replaced, the heat pump coils replaced twice and now we have to have the air conditioning repaired too, which is now 3 months out of warranty. What will we have to fix next that was not done right in the beginning. What will you do to fix these things?

    Home built June-September 2009. The front door caused issues from the very beginning; sticking, wouldn't open, wouldn't close, gaps. Crews visited the home several times to make "adjustments" which never solved the problem. Then water spots appeared on the basement ceiling right below the front door/foyer area. Crew came back out and after a fight, agreed to replace the front door unit. Problems have persisted and escalated. We now have water and mold damage and repair costs are estimated between 10-12K.

    The corporate office - Service department in Brecksville - refuses to disclose Ryan Homes General Liability carrier/policy information. Companies need to be held accountable for their workmanship. When they fail to complete a job properly, they need to be willing to rectify the problem. Ryan Homes, time and again, refuses to take ownership of the issues their poor workmanship has created. Their poor customer service and unwillingness to help their clients is beyond disappointing. This whole experience with Ryan Homes has been a disappointment. I wish I had never built this home. The headaches and out of pocket expenses to fix the work Ryan Homes has done, or complete fixing something because Ryan Homes doesn't put in the time or effort to fix a problem in its entirety, are not worth it. But I'm forced to fix all these Ryan Homes' instigated issues!

    I can't live in a home with water and mold issues. I can't sell a home with water and mold issues that haven't been addressed. And the party responsible, Ryan Homes, refuses to accept responsibility. I strongly advise any prospective homeowner who is either thinking of building a Ryan Home or buying a Ryan Home to reconsider. At the very least, hire your own inspector and make sure you know what problems you are acquiring.

    Installed one big and one small HVAC system in 5000 sq ft home and we were freezing to death in 1st winter in this house. Smaller houses in our community have 2 big HVAC units. I want to know how they decide on this unit. Worst customer service ever. Stay away from Ryan homes.

    Ryan Homes has an insufficient home warranty and inadequate customer service. We had a major cabinet containing two ovens fall from the wall. An expert that we know indicated that it fell because when Ryan built the home, they did not make sure the screws in the cabinet went into the studs in the wall. I called the production manager about it and he essentially told me "too bad, so sad". In 2009, a cabinet fell for the same reason and they fixed it. I suspect that they have gotten so many complaints that they will no longer stand by faulty workmanship and cite their warranty as an excuse for sloppy work. The bad thing is that this defect is not visible to the customer until the cabinets fall down which will almost always happen outside of the warranty period. Shame on Ryan Homes!

    Where do I begin? Maybe on the fact that the house attached next to me was burned down by negligent workers, leaving a heater on and the garage door closed, causing the house to burn. I was assured by the builder that it just "burned a hole in the floor of the living room," when in fact the entire house was burned. During my walk through I noticed tremendous hole in the living room ceiling and the laundry room as well. When I questioned the builder he stated he had "no idea what that was." I later found out that the fire department was in my house checking for damage from the fire next door.

    The next issue I have is the tremendous amount of inconvenience I have encountered. I moved in my driveway and my landscaping was not completed. And it took them over 2 months to do so, a horrible, horrible mess. Everything is dirty outside. My windows are a dirty mess. My siding is buckled on every piece. And this brings me to the fact that my backyard was landscaped and I was shorted 3 feet to my property line. They did not measure correctly nor did they remove the trees or fill in the land that is on a slope. My fence had to be installed, taking 3 feet off my property -- sloppy, disgusting work.

    They began to repair the house that burned next to me. The dumpster has been in front of my house. The garbage that came from the kitchen has been placed on the back deck (burned stove, counter tops, debris, siding) and has still not been removed. Each day that I come home is a new adventure. Many more issues to discuss but not worth the time.

    My neighborhood is new and there is already 7 townhouses up for sale. It's very sad, myself included. When you put your life savings and all your money into making your home beautiful and to find all of these problems, it's just not fair. Oh and one last note, the builder is called and never returns calls. He will text though and have nasty remarks for ya. Just take my advice and don't buy a house in LA GRANGE cause it sucks!!!

    This process with Ryan Homes and NVR mortgage has been a nightmare from the beginning but what I am most irate about is that we were under the assumption that our HOA dues were $45/month. We didn't find out until AFTER we settled that they are in fact $90-95/month! I feel this was negligence on Ryan Homes’ part and we should be compensated in some form or another. Also there are a number of nail pops throughout the house that I've already made service requests to address them. The paint around the door frames are peeling and cracking.

    Also one of the wood panels on our foyer floor has a lump in it and does not lay flat like the rest of the flooring. After having read all of these horrible reviews I don't even feel safe living in this house. I had to stay on top of them throughout the whole entire process because paperwork went missing. I had to redo paperwork that I've already signed once before, etc. just seemed very disorganized.

    My home was built in 2010 and the issues started then. First, my grass. When I look at other builders, most of them use sod for grass. And not just hay and grass seeds when your home is first built. My grass to this day is horrible. I don't know how to grow grass but I've been trying and it's not working. The builder ** which is also builder in my neighborhood gave everyone sod. When I asked the builder about that I was told, "Just keep watering it and just do what your neighbors have done and spend countless hours pulling rocks out of the ground," because we were built on rock plantation. I work at least 70 hours a week. I don't have that type of time.

    Then there is my garage door which, after using it, one of the metal pieces that attach the door to the garage door opener has completely pulled apart, so have to spend money to get that fixed. Then there is the nail pops out and cracks in my ceiling. They tell you, "House will settle so expect that," and they will come out after a year. Well they did but 5 years in the ceiling is cracking and all over the house.

    And now the MOST important, the HVAC. This has to be the worst rip-off ever. The company they use and the people that inspect the job all need to be FIRED, and I'm not an mean person. I have the Milan. I have a pretty big upstairs. I have more vents in bathrooms than I have in my large bedrooms. I have one vent a piece for each of my rooms in entire house. Far, far, far from energy-efficient. I have went without ac twice because of problem with unit. Now I'm trying to finish my basement and several HVAC techs has told me that if I get vents installed in my basement, I am completely going to lose my heating and cooling on second floor. UNACCEPTABLE. I have been told that fit the size of my home, that 2 units should have been installed, one for 2nd floor and one for basement and 1st floor.

    To give you example, my buddy used a different builders on his 2nd floor alone. He has 2 vents for each room by the windows and his house is smaller than mine. MINE'S ACCEPTABLE. I have had a house built before and didn't experience none of these issues. But Ryan, you got your money and I'm sure you will continue to get it. But if you're reading this review, PLEASE, PLEASE, PLEASE THINK TWICE ABOUT USING THIS BUILDER. IT MAY COST LITTLE MORE OR LITTLE FARTHER FROM WHERE YOU WANTED TO LEAVE, BUT IT MAY BE WORTH IT TO GO ELSEWHERE. RYAN IS HORRIBLE. And by the way, my fireplace doesn't work and this is 2nd time that has happened. GOOD LUCK.

    We highly discourage anyone from purchasing a Ryan Home. We purchase our new home just under 8 years ago and we have been plagued with problems. Our most recent... the porch on the front of our house runs the entire length of the house. The pillars have all dry rotted and are hollow inside... Ryan Homes refuses to repair it... they say it only had a one year warranty and is not considered structural. So again, our house is just under 8 years old and cost us $420K, and now... already... I have to shell out a couple thousand dollars to replace the crappy porch pillars that were put in place. STAY AWAY FROM RYAN HOMES! Also within the 8 years of being in the house... our basement flooded from unseal water lines (that happened on the first night in the home), our roof has had several leaks, our floors creak like the house is 200 years old... and the drafts around our windows is ridiculous. AGAIN... STAY AWAY FROM RYAN HOMES!

    A neighbor tells us that we have plants growing out of our gutters so we ask a friend to climb up on a ladder and check it out. He informs us that Ryan homes installed the gutters with the pitch slanting away from the down spout. Now we have to pay someone to fix the gutter on the front and back of the house. Of course we felt that we needed to notify Ryan homes to let them know and we were told that we are out of warranty. They don't want to fix a problem that they caused. Also, most of our siding is ripping off of the house. Ryan homes has fixed the siding more than 3 times when the house was under warranty. The house is seven years old and looks like a shack!! Way to go Ryan!!!!! Our advice and is to run from Ryan!!!!!

    Ryan Homes is by far the most corrupt company out there. The blatant disregard for their customers is appalling. I built my home, a Courtland model, in 2007. They were running a "special" if you signed by the end of the year... it was a discount on upgrades. But then the salesperson deliberately didn't tell me about certain upgrades that were available that I would have wanted, because I would have gotten them at a discount. Then, they changed suppliers midway through my house building without telling me. I paid for an upgraded granite counter. Originally, I picked from a black sample, but when it was being installed, it was dark green.

    When I questioned my first project manager (I had FOUR during the course of building my home), he became outraged that I questioned him and stormed out of HIS house (because he said it was HIS house until I closed), saying they switched granite suppliers and I should just be happy that I was getting solid granite now, not the granite overlay over MDF that they were using before. Mind you, they represented this inferior product as solid granite before and subsequently had to replace the granite overlay in every home built in my community at their cost. Anyway, the new color was completely different from the sample I picked but they refused to budge about it. They said the only way they'd change it was if I paid an additional $8000, on top of what I'd already paid for the upgrade.

    On top of all of the shoddy materials used (all four toilets have leaked or have issues), not a single wall in this house is plumb or level. I have drywall tape marks clearly visible, not to mention the hundreds of nail pops that are never really "fixed" properly. I have french doors in my office that have had to be replaced THREE times. First set because every window was scratched from the moron who installed them and used a razor to remove the protective covering, second set because they were the wrong size, and third because they didn't fit properly. A Ryan employee told me that they would never close properly despite being "adjusted" repeatedly because they are meant to fit in a certain door jamb. Replace the doors doesn't help... you have to replace the entire door jamb. They weren't going to do that.

    Back to having FOUR project managers... first one left, right after we started building because his wife had a baby prematurely. Second one was a brand new PM and had no idea what he was doing. He quit. First PM came back and then quit the day after we had our closing, failing to turn in all of the issues we had with the house. After 6 weeks with no one coming back to do repairs, we flagged down another PM who said nothing was ever turned in and we had to do another walk through with him. He started working on it, but then quit with us being given no notice. Fourth PM was someone who said he only worked on "new construction" (even though our house was 8 weeks old) and that we now had to go through the service dept. for every single issue. At no time we were ever notified that our PM's quit and we had new ones (or none at all).

    There are hundreds of issues... I could go on. I do my best to make sure no one I know ever builds a Ryan Homes. They're only concerned with the bottom dollar, not their customers. A far cry from the original Ryan Homes, when Ed Ryan was in charge.

    When initially I picked the lot the garage was in the left and when the actual house started to built it was in right side. Sales team showed something else and signs were placed in a wrong manner to confuse and we were not given complete plan during pre-production. It was only when the foundation was done we figured out it was not the way we choose. Now these guys making all kind of stories and saying signs were placed wrong and adding to frustration. I sold my current house and they know I have no choice and not helping us.

    In the fall of 2013 we closed on our Ryan home. We live in a lovely neighborhood called Abbington, in Harrisburg, NC. We Loved the model home, and the neighborhood and the sales agent. We were sold. From the outset in working with your sales agent ** we had a pleasurable and easy experience. She was the most helpful person we could ask for, and in the end the most knowledgeable. Again, made the decision an easy one. Unfortunately, that's where any form of joy ended.

    The word I use most often is INDIFFERENCE. That's what in our opinion was shown by the contractors, and project manager that built our house. So the following are things that were wrong, incomplete, unfinished, poor done, and inexplicably missed. For two and half months after moving in we had someone in our house once if not twice a week correcting poor construction. Then probably someone out for various reasons once a month from that point on.

    3 Gas Leaks in the fireplace. One so bad we were evacuated from the home... apparently the house settled. Several vents missing on air returns. Washer and dryer not installed. Incorrectly telling us we had sump pump in the basement. Atrocious misses on paint, and molding. Paint splatters all over the cabinets. Drainage grate missing from shower. Dirty hand prints on walls. A complete set of windows not installed in the morning room. No floor outlet installed per the plans.

    No flood lights installed--Which I'm told was an option but one that was never brought up. So unfortunately I just assumed they were included. A rise in the garage flooring/cement that is a trip hazard for anyone walking in. The most irresponsible landscaping. We have just spent $5000 correcting and replacing the job that was done by the Contractors you used. They planted on rocks, and didn't have any legitimate soil to accept growth.

    CURRENT Issue: Standing water on both sides of the back of our house. This is the most recent discovery. To which we feel is urgent and have had no luck in response. I hope that's change by the time someone reads this. French drains will need to be dug, and drainage pipes from house will need to be extended further back in the yard. Our landscaping contractor can't finish his job because when he digs a hole near the back of our house. Water comes up. Also a retaining/diversion wall needs to be built to divert the water away from the back.

    Numerous flooring issues with deep cuts and cracks in the flooring had to be replaced. Carpet bunching up immediately. Very noticeable dry-wall bows in the wall. 11 month dry wall and paint misses. We missed some too, but that wasn't our fault when the drywall folks waited 2 plus months to schedule an appointment. Unfinished garage. We knew about this. But the drywall they put up was covered in mud, and foot prints.

    Using Romanoff for your HVAC--Who admitted they have used inferior AC part that causes the unit to freeze up. And ours did. Stair railing not sanded, but stained. Basically it would splinter in your hand. Staining on railing had to be redone. Paint peeling off on door to garage. Stickers and dirt left on windows. Window screens not installed properly. Nail hammered through stairs, that caught on our sons clothes... the worst part about this was not only was it left like that by a carpenter, the painter came by and painted right over it. Unusable cabinets above microwave. Zero insulation or closer from gas fireplace to the outside. In other words, you can feel the cold coming through the fireplace in the winter like a draft.

    Columns on front of the house are out of alignment. Something that can't be fixed I presume, but something that shouldn't be. Mailbox door falls off. Our project manager **, gave us a date which was then pushed back 2 months, then pushed forward. All so that NVR could close when they wanted to. Mind you this was Thanksgiving week. We had made plans to be out of town, but were told we would incur a penalty if we didn't move in on that forced date. So we did, and we moved into an incomplete and poorly put together home. Rush-job.

    I'm not naive enough to think you move into a perfectly done house, but That's a lot of stuff in my book. Too much! Definitely too much for 500k dream home. I'm embarrassed by purchasing from Ryan, and unable to figure out how a company can fail from top to bottom on a building a house. And I'm a realist, while it's a big expensive house, it's also a cookie cutter home. It's ridiculous a better job wasn't done. And that's not detailing the smaller issues that had to be fixed time and time again, and sometimes the same issue redone two and three times. It became incredibly taxing on our family. Constantly having repair people there, with a 2 year old, and a newborn.

    To NVR/Ryans credit, the majority of these things were fixed. Albeit, sloppily in some cases. Your company even offered us a form of compensation for our strife and poor housing by adding stairs to our deck and a patio below. Trust me when I say, I would have much rather not been offered that at the expense of your team, and my houses construction failures. But what NVR/Ryan never did was verbally take accountability or say "we're sorry." Our neighbors sadly, have report similar and in some cases worse experiences. Our review was not favorable when submitted, but I never saw an end result for that either.

    I truly feel sorry for the neighborhood punch guy that has to deal with what has seemed like an endless supply of fixing things. Things that shouldn't have needed the follow-up. No QA, poor planning, incompetence, and again, apparent indifference went into our home. I am constantly waiting for the next thing to fail. So much so we've lost trust in the house as a whole, and will hire an independent home inspection service to ensure we aren't living in something unstable and not up to code.

    I don't know how this can be fixed. Reputational damage is some of the worst PR one can have. I can't recommend you as a builder, and I have no qualms in informing our newer neighbors that our experience was horrid and to be mindful of the work that was done on their new home. I feel responsible to inform other potential buyers about our experience. And that's best done via social media.

    I was lied to about everything every step of the way. The project manager will tell you whatever he thinks you want to hear just to get rid of you. He doesn't care what it is. I was told he would clear the underbrush up a hill in my backyard. Nope, didn't happen and when I confronted him on this, he said he never said that. They use the cheapest materials they can find to build these homes from 2x4's to paint. Then they won't fix anything. They will cover it up tho. Isn't that nice. I had a huge settlement hole under my front steps because they don't tamp the soil down after they dig it up, I asked them multiple times to fill it.

    I just discovered they simply threw a couple shovels of clay then mulch over it. Didn't bother to push the dirt in there. If I had not discovered this, who knows when it would have collapsed. When I called, they said it's my problem now and it's in their contract. This house is absolutely terrible. It is far from energy efficient. I won't even get started on the AC issue that they refuse to fix. Find another builder to build your home! These guys are terrible! NVR is their finance company and they lost my paperwork multiple times and totally dropped the ball on my loan. Good thing, I was on top of them and paying attention.

    The driveway completely cracked after 1 year. They refused to fix it and stated no one can guarantee cement. We later found out that they did not use the correct under planks and they poured during colder weather. It cost us an additional 6 thousand dollars to replace the cracked driveway and have it done right. Had to replace plumbing throughout the house by second year. Cheap vinyl flooring that looked terrible by second year. Countertops were done by Wilsonart Formica and looked pretty but did not hold up well. They put the wrong carpet in and did change it for us but did not put in the stain resistant carpet we ordered. I did not realize this at first and they gave me a very hard time but did change it.

    Within the first five years I had to replace countertops and all flooring. Had to replace all light switch and plug plates by second year because they used extremely cheap plates and they completely yellowed. Replaced two out of three toilets in my bathrooms because of cheap and terrible product. Oak cabinets had dark brown spots on them within 18 months of the house being built. Had to replace cabinets after several years. My new cabinets are beautiful but were expensive. I hired an Amish cabinet maker and he did a fabulous job.

    If you must completely replace a new home something is very wrong. They are terrible. Listen to me and do not build even a dog house through Ryan Homes. They should be in prison for theft and fraud. Also many cement sidewalks in our development have cracked and look terrible. That began to happen in the first year after the development was built. Aluminum siding also fell off the house and had to be rehung.

    Purchased my home in 2014 in Carrollton VA, we are now at our 10 Month inspection. There isn't a room in my house that doesn't have cracks, holes and the show of poor Workmanship. The drywall ceiling in the upstairs bathroom has completely detached from the walls. In my kitchen and living room you can see the drywall seams, tape, and the outlining of wood. Our backyard has a small pond when it rains. I have a laundry list of problems with my home. When I asked the Project Manager for his supervisor contact information I was asked why I needed it, and wasn't given the information. Why aren't the inspectors actually inspecting these homes? They promised to fix all the problems with my home, I will post an update with the results.

    Our home was built in 2005, I don't have the space or home to tell you all the reasons not to buy a Ryan Homes. But here is a short list: Cheap materials, sounds carry in the house as if it were built out of paper (POOR insulation and construction), electrical is AWFUL. Some lazy electrician wired 2 bedrooms on 1 circuit. Don't try to put a space heater in each room or else SNAP, breaker trips. You'd say, well maybe they were out of space on the breaker, nope there are 5 unused spots. Spoke to an electrician, it would be thousands and thousands to fix this issue now. Something that 10 mins more time of an electrician up front would have fixed. Also, now our electrical in our kitchen is shorting out. That's fantastic for a 10 year new construction home.

    Vent to room size is poorly poorly thought out, they should have standards. We have several LARGE rooms that should have had two heater vents. Windows/install of was poorly done, they ALL leak cold air through (we paid for the nice windows). And believe me, there is PLENTY more. If you want a garbage can with a pretty veneer, buy Ryan Homes!

    Well, there's no way to say it but their product sucks! Bought a NEW Ryan Homes in Upper Marlboro in 2007. Craftsmanship - poor. Have uneven floor including a huge bulge near the kitchen. Have sediment cracks all over the basement. Had to replace 1/3 of the outlets/ light switch (really), had 3 electricians tell me the same thing: cheap products and bad wiring. Had to replace 1/3 of the interior door handles (again cheap product). Have a constant banging sound when turning on a upstairs faucet.     We wish we have done our research before we bought a Ryan Home. Giving these builders a one star is even too much. The process of building the home was a complete nightmare and they will lie to you from beginning to end. They find any excuse so they don't have to fix anything. The materials used to build the home are the cheapest they could find and the labor was done by inexperienced people. Our home is not even a year old and we are ready to move. The only thing that makes me feel better is that what you do here in earth you will pay for here. I am sure these people will get what they deserve eventually. I hope that somebody with power somewhere will do something about it and will stop their deceiving practices.

    We actually bought our home from Ryan in 2001. This was our first built home, and it's been a great regret buying a home from them. They use the cheapest materials and sizes to build a home to save cost. They tried to add some kind of additional interest rate at closing, which I didn't realize at the time. I had to call a home inspector to make sure everything was built correctly. I am glad I did. He discovered the basement shower was not connected to the drain pipe. The bottom of our bump-out window was not painted. They only added one light on the garage door. I had to add the other one. The bathtubs were smaller in size. There were huge rocks on the property that I kept running into and had to dig up and get rid of. Grass would not grow on these spots. 90 percent of the windows are leaking now and I will have to replace them. I would never buy a Ryan Home again or recommend them to anyone. Terrible home.

    I enquired about the quick move home online - Ryan Homes, Apex NC community. I made an appointment with the Online consultant to visit the community. The person who I had appointment with did not even come and greet us or apologize that she had another client. She did not even care to listen why I'm there. The other sales person started to engage me with pre sale listing homes and handed me a price list . The price listed for Mendelssohn 7k more than the online price quote.

    I tried my best to get the sales consultant attention and told her I have enquired about the Quick Move in with their online consultant emailed me back saying the model Mendelssohn and the price is XX dollars. She did not even hear what I was trying to say. She kept on saying the same thing and did not even listen to what I have to say. On top of that she told me the online consultant has poor knowledge and pricing information due to the volume of communities they manage. Is she not suppose to check back with their agent /consultant and clarify the misunderstanding. Is this the professional approach?-

    Ryan Homes will NOT allow you to have a buyer's agent if you do not bring them with you on your first visit. My client went to the local Ryan Homes at Creekside at Tanyard Springs and told the builder's salesperson there, **, that he was working with us, gave her our name, phone number and email address. She wrote everything down, and he said he was already working with us on an existing home and stopped in to look at the town homes. We went over there to register him and she said that he didn't say he was working with a buyer's agent, that he was only working with us to sell his home. But in the same conversation she said, "oh yes, you've been negotiating another home 'forever' (a week or so) and are still $5k apart."

    She KNEW he had a buyer's agency agreement and made sure not to notify us that he came in and she said that she was "procuring" cause. Her partner said that he mentioned a "random" RE/MAX agent that he was working with. Seriously? Buyer's agency was put into place in Maryland in 1989 to protect the consumer and builder's reps to not have to be licensed. That means they are not subject to agency law and disclosure. They will do their best to have you sign a contract with them without an agent. These builder's reps do not work for you, they represent the builder and the builder's best interests.

    My client's son went in after we found this out and they apologized and said they would "take care of it". They did not. "Corporate" decided, according to the other rep **, that they sold 14 homes this month so they don't need to co-op. If it were a slower month like December when they only sold 2 homes, they might not have cared. Seriously? Make sure you know your rights as a consumer! There is a reason Ryan has sooooo many complaints against them - most of their transactions are done directly with consumers who do not have Realtors working with them and watching their backs!

    Almost every seam in our town home had screw and nail pops, it was fixed 4 times and still came back. We had our 10 month post settlement fix and a few months later all the screws/nails are popping out again. It looks horrible. They got paint all over our hardwood stairs. Every corner and molding has paint coming off. We have had to caulk the counters and bathrooms 3 times. We have only been here 13 months. The one ceiling in my son's room is so riddled with screw pops I had to cover them with star decals because I couldn't stand seeing them. They are horrible builders and I would never buy or recommend a Ryan home to anyone!

    I bought a supposedly 5-star energy efficient Ryan Home last July. My house is anything but energy efficient!!! I have a furnace that has gone out 5 times so far this winter and windows that have cold air streaming through them. I am on my 3rd dishwasher and the new one still does not clean the dishes. The paint job done on my home could have been better if a 6-year old painted it. They have been out at least 4 different times--only to paint over the mistakes without fixing them. I was promised a yard, and when they came out to re-seed, they ran out of mesh. They said they would be back the next Tuesday to put it down and finish--I am still waiting. I can see sit coming in my garage door to the house and snow blows in the garage.

    Calling their service line doesn't do much good - they don't call you back once they have your money! I highly recommend anyone thinks twice before buying one of these homes! They are not worth the aggravation you have to go through once you move in!

    After paying a $1,000 deposit, I noticed a problem with the total on my purchase contract. I contacted my salesperson who tried to convince me that the information was correct and I should move forward with paying them another 9K the following week as agreed. This prompted me to check online reviews. I was horrified when I found this and other blogs describing the horrible experience people had with Ryan Homes, from poor customer service to cheap materials being used on their homes.

    I decided to cancel on the promise that I would get my deposit back if I cancelled within 7 days. I cancelled on the 6th day and I'm now being told that I can't get my deposit back. Not to mention, I asked the salesperson twice if I would get a refund if I cancelled. I left a message for his manager, but I'm almost positive I will not get my $1,000 deposit back. At this point I'm just grateful that I found this site and read the reviews in time enough to cancel altogether and BEFORE I gave them another $9,000! If you're reading this please believe what people are telling you and run away fast! If they'd lie about this who knows the torture they would've taken me through had I continued with the process.

    Sales will want you to sign on with their lender as part of the sales contract to get a preferred lender "incentive." The before incentive cost of buying the home with an outside lender is almost 20% higher than a comparative home. They incentive their lender NVR which may have decent rates but their APR is through the roof. And there is no way to get to your truth in lending and mandatory disclosures as required by RESPA as protections to consumers until after you have signed a building contract.

    They have essentially created a way to get passed the safeguards that truth in lending practices gives to consumers. I would not sign a build contract until you have negotiated and build price close to comparative home and then allow them to give you an incentive to use their lender. It is just backwards to fall into Ryan Homes sales trap. Always look at NVRs APRs and not just loan rate.

    I purchased a newly constructed two over two townhouse in a new neighborhood in Montgomery Co., MD. Very early after moving in to the unit, problems started to arise. A leaky water pipe caused major water damage in the basement ceiling. The basement toilet was clogged and when trying to plumb the toilet water ended up coming up from the bathtub (so gross). Once the fall came rolling around, I wanted to turn the heat on. No heat. It took about 2 weeks for that to be resolved and get some heated air in the house. I called the project manager, who took several days to return my call, he just referred me to the myryanhome.com website to submit a ticket. It took another week for the subcontractor (by the way the subcontractors for Ryan are not reputable at all) to receive the ticket, and they were booked up a week from when they received the ticket.

    Now the major issue is the hot water heater. I want to rip it out of the wall every time I take a shower. I opted to go with the tankless in hopes of being more efficient. That was a mistake. The unit has never really worked properly since moving in. The HVAC, plumbing and heater manufacturer have all been in to inspect the unit and say it's giving off hot water (I see it more as mildly warm). They are right, however, it only gives off hot water for about 5 minutes then ice cold. I haven't had a decent enjoyable shower in my house once. I have reached out again and they have no solution. Here's one: replace it! I am sure members of the board of directors or the high ranking members of Ryan would certainly enjoy an ice cold shower after 5 minutes of mildly warm water every night.

    I truly wish I would have been more thorough in my research of this company. It's a mistake I have learned the hard way from. I would advice anyone even remotely considering Ryan to take 5 minutes and simply Google Ryan Home Reviews (or bad reviews if you want to bypass the fluff). They bring you into these model homes fit for a King, make all these promises, then once you sign the dotted line, they are finished with you and could care less about the quality of their product. The customer service is horrible, I can't think of a product or service that I have purchased that has had worst customer service. Ryan is sham through and through.

    Ryan has not completed anything without excusing the poor construction to me not purchasing a humidifier for the home. Everything is coming apart. I had a home inspector come and inspect my home and he thought there could possibly be a structural issue. Ryan said that it was impossible. There is not a straight edge in the home.

    I live in a Ryan home. They have the look but the quality is horrible. They nail them into the drywall instead of screw. One of the cabinets are crooked and the house is 2 yrs old. The fireplace is very difficult to deal with. Plumbing is bad. I recommend these homes if you don't care about the quality but I don't recommend them if you are not one of these people.

    Ryan Homes has taken steps to remedy the majority of the issues with the home and has sent representatives to personally assess the causes of concern on more than one occasion. I doubt I'll every build or buy another Ryan home, but kudos to their customer service department for stepping up.

    We closed on a Ryan Home in September 2014. After three months of living in the new home, it has become painfully obvious that the attention to detail, quality of workmanship, and quality of materials used is completely sub-standard. In fact, it is downright TERRIBLE! Not one wall is plumb. There is not a single 90-degree corner wall in the entire house. Many of the wall corners and panels are wavy due to improper drywall installation (noticed long before settling could take effect). Ryan's response to this issue being brought to their attention before closing was to throw more drywall mud on the wall and sand down as if they were repairing an auto body panel, which resulted unnecessary cracking and distortion. The floor molding is incredibly uneven and bowed, filled in with caulking to appear flush with the wall. Three months later, the caulking is already cracking and pulling away from the wall. The floors and stairs creak worse than a 100 year old home.

    Walking across our kitchen floor causes the entire room to bounce so much that dishes in the cabinets rattle. There are spaces between the hardwood planks that are wide enough to fit a U.S. quarter. Our kitchen granite is not level. All of our interior doors stick due to the cheap, tacky caulking that was used and painted over to cover imperfections. The rear outside entry door is so hard to open that my wife has to put her foot on the wall to gain enough leverage to open it. Our main level electrical breakers trip for no reason at least once a week and we have already replaced four 2-year lifespan light bulbs as a result of poor electrical wiring.

    When water is turned on in either of our upstairs bathrooms, the walls creak as if someone is trying to pry floorboards back with a crowbar. The heating ducts are in the ceiling of the main level and the floor of the bedroom level, so by design, the main level is impossible to keep warm without continuously running the heat. We are forced to set our thermostat to 75+ degrees in order to maintain a temperature of 70 degrees on the floor level of our main floor, which as one could imagine, causes the upper level to become unbearably hot.

    Our project manager, who was incredibly hands on and professional during the build process, has been practically unreachable since closing. I have made multiple calls to Ryan customer service with ZERO results. Their single response to my laundry list of complaints was to send a teenager with saggy pants and a backward hat to repair my issues. His attempt to repair my creaky stairs was to blindly drive screws through my stair carpet into the floorboards, which did absolutely nothing, if not make the creak more pronounced. His attempt to fix our outside entry door was to take a razor blade and remove the weather stripping on the bottom, which also did not work. Finally, his solution to our creaky floors was to hammer shims into the space between the wall and floor, which (SHOCKER) also did not work. His response to the remainder of the list was, "I don't do that, I'll tell the project manager to send someone else out." It has been three weeks, and nobody has contacted me regarding the remainder of the repairs.

    Icing on the cake: At our 30-day walkthrough, one of our exterior doors was replaced. That door happened to contain a security system sensor. The security system sensor was NOT replaced with the new door, rendering our security system inoperable because the system thinks the door is perpetually open. Ryan was made aware of this oversight shortly after the door replacement, which was in late October. As of December 30th, we STILL have no sensor and no security system. I have been paying for a security system that I cannot use for over two months. This is a prime example of the level of customer service you can expect from Ryan Homes.

    I am a buyer who is well educated, in my early 30’s, with a stable career, and who plans to maintain residency in the Pittsburgh area for the foreseeable future. The type of buyer whom Ryan Homes could have easily secured a second and possibly third home purchase from. Instead, thanks to their horrendous quality and nonexistent customer service, I will never come close to owning another home built by Ryan, let alone go through the nightmare of building another Ryan Home, and I will continue to actively discourage potential buyers from building with Ryan in the future.

    We have had nothing but lies and more lies from day 1 with Ryan Homes. Constant problems and the list is so long. We have now been in this so-called new house for 4 months and discovered today that our stove, oven and fireplace were never converted to propane. In fact, Ryan Homes installed THE WRONG fireplace! They installed a fireplace for gas NOT propane! I called them last week because I noticed black soot on the outside of our house when we used the fireplace. Ryan accepted no responsibility whatsoever. We settled in July so of course, we wouldn't have used the fireplace.

    What's more concerning is that our county inspectors approved it! The propane company came out and the stove/oven were never converted so he spent 3 hours fixing everything our project manager should've had fixed before settlement. Our dishwashers weren't hooked up to water, weren't bolted down and attached so 1 fell out of the hole. They placed the basement kitchen in the wrong place and had to come back and re-dig up the cement. The list goes on and on and on. We are in our mid-40s and our home cost close to 700k. We will NEVER use Ryan Homes nor recommend them again. Worse experience of our lives!

    Currently living in a 1 1/2 year old Ryan Home build. During the process of buying and building several employees had been relocated making the process seem less personable and rushed. The house was on its final stages of the build when the Foreman of the neighborhood had been relocated, and it seems he had thing pushed right along to get to his new position.

    The list of problems goes to be: GE Hybrid water heater is faulty, door latches missing where they need to latch, grout in the showers is flaking off leaving large open gaps, caulk not done properly in all areas, vents painted and caulking sealing them against drywall. I have a leak going from one bathroom down into the ceiling area of the living room, the "hardwood" is crap and already raising from the baseboard, plywood not properly fixed lifting up the linoleum flooring, incorrect dry vent fixings, thermostat painted over sensor, paint and muddling done like a 2 year old. The list will surely continue. I have attempted contact with Ryan Homes to which seem to never be available. Additionally they have stated most items are out of their warranty window and no longer their responsibility. Ryan Homes is a crap way to buy my first new home. And I will never again.

    My wife and I recently relocated to Pennsylvania from California in the spring. We haven't been home much, not even for Thanksgiving because my wife's not big on flying. Fast forward to end of November, we receive email from Ryan Homes construction will be complete on 12/16 and ready for pre-settlement and settlement. We talk to our sales team and apparently we are required to close in December, regardless if we have plans to go home for Christmas. I asked if we can close before 12/16 and they said the home will not be ready. And they tell us to close in January would results in penalty payment of 4k. Talk about a great Christmas present for you customers and welcome to Pennsylvania. My wife and I are left scrambling days before our trip home, balancing my new job demands, loose ends before we leave for 2 weeks, presents for family, and now paperwork and movers to get into our new home. Apparently Ryan Homes does not believe their customers deserve a piece of mind in the Holidays. Their profits are far more important than you celebrating Christmas with loved ones. I'm pretty sure they rushed the construction to get this done a week before Christmas. So they screwed me both ways, high probabilities of a poorly built home and stress over the holidays. I'm disgusted that I bought a home from this company and I have to see these people every day until they sell the rest of the lots.

    I researched all the new builders in our area prior to buying and Ryan, whilst they had complaints, had the least and not too bad so we went ahead and bought in 2005. Builders, project manager were all great and when we signed off and went to get the mortgage at 4pm on New Year’s Eve the building inspector was reluctant to sign off as he did not feel it was finished enough. The project manager said we could move in and work would be finished on 2nd Jan. That was the least of our problems. We had a workman on site all day, every day for a whole week putting right what was wrong or not been done. AC/heat vents not cut into ceilings in bedrooms. Locks put wrong way on doors. No ceilings at all in cupboards. HVAC not accessible in loft, the list goes on and on.

    The main items are ongoing as when they came to fit the window shutters it was then noticed that the whole building was offset so the front door is not centered. Consequently one of the shutters has to be smaller than the rest. If that was not bad enough I asked the surveyor to resurvey the lot so I could get the back garden seeded. When he came to do it we found that half of our driveway was built on the lot next door! So, we had to have the drive dug up and replaced in the correct place. Luckily the lot next door had not been sold at the time. And we made Ryan pay for the back to be seeded, but that is not the point.

    Now we have found, seven years later that the whole drainage system has been wrongly installed and we will have to dig up the garden and reseat the pipes that should be sitting two feet down but are inches from the surface. Ryan are not interested, never have been and doubt that they will care. They have your money, in our case $500,000.00 so why bother now. So angry, but it all falls on deaf ears.

    We built a home with Ryan 15 months ago and our rooms slope over 1/2 inch in the bathrooms. Our bay window slopes almost an inch. Our drywall peels off and is wavy from not being skim coated correctly. They painted on our wood floors and refused to fix them stating this was normal. Every step of the process was painful and I simply wish I had chosen a better builder.

    I wanted to warn those researching the purchase of a Ryan Home to make sure that you understand that unless otherwise specified, they build your house with the cheapest construction-grade materials regardless of the price you are paying. Since we closed on our house in 2004, we have had to replace the entire HVAC system, patio door, garage door, front door and transom window, counter tops, appliances, etc. When the doors were removed, the contractors found that they had not been properly supported in the floor. I can only imagine what the next 10 years will reveal about the house but I am not optimistic. Don't get me wrong... I love my house but the longer I live there, the more disgusted with Ryan Homes I become.

    I also live in a Ryan Home. Several homes in our community (Poplar Hill) had the warped siding issue also. The solution was not a simple screen for the neighbor's window. In our neighbor, the entire glass of the offending windows had to be replaced, and then the damaged sections of siding were replaced. (In my case, I had the damaged siding, and my neighbor had the "evil" sun-reflecting, heat-reflecting window.) Our community worked with Ryan Homes to get this resolved last year. Yours isn't an isolated incident - our community (again - Poplar Hill) already fought it and won. Hope this helps you get a resolution. Good luck.

    My Ryan home is four years old. This year, my siding began melting off my home. I contacted Ryan Homes and they say it is due to the sunlight bouncing off my neighbor's windows. They will not take responsibility for fixing it. I contacted my local building inspector and he said that Ryan used cheap siding that can melt, but there is siding that does not melt. Scott, the local project manager said that they would provide screens so that this won't continue, but he now will not return my calls. This is one of several problems that I have had with my Ryan Home. Most people in Orchard Trail in Avon, Ohio are angry about their cheap Ryan Home. They use the cheapest products and then will not back up their work. They are trying to build behind my home. I plan to put a sign in my yard warning others about this corrupt company.

    In 2012, I purchased a Ryan Homes Fairgate Townhouse built in 2008 located in the Chapel Harbors complex in the Pittsburgh area. Although my location is great (Allegheny River view) and the design of the townhouse is pretty good, I am surprised at some of the POOR quality finish work. Similar to what "Louise of Pittsburgh" noted, my townhouse also had leftover construction worker garbage, 1 large bag worth, behind the ground level staircase, behind the furnace room - GROSS!!! Similar also to what "Louise of Pittsburgh" noted, the siding work is POOR quality! Birds have penetrated in 3 separate areas (very top of soffit and front and back top floor where the soffit meets the fascia), images attached!!! When viewing the siding from the inside of the attic, there is NO wood board support only cheap black plastic sheathing. I repaired a HUGE air leak from the inside!!! I partly fault the township inspectors for signing off on this!!! I tried to call the Ryan Homes service number and was just referred into an abyss of non-response.

    I bought a Ryan home in regency of highland lakes in January and since it was winter they said they will do the landscaping and the exterior painting when the weather permits. Now we are into the last week of June and landscaping and painting is still yet to be done. They are purposely delaying this while continue to put resources into building new homes which they want to close in. I would like to gather all homeowners who have the same problem with Ryan. We need to put a stop to their tactics.

    We have purchased 6 homes in our lives. Our retirement home unfortunately is a Ryan home. When had to replace two bathroom rooms because of severe mold issues due to the fact that wall board was used behind all of the tile with no waterproof membrane or durock. The sub floors in the bathrooms were held down with 6-7 roofing nails and the sub floors in the bedrooms were also held down with a few roofing nails. We have had 5 different roof leaks in the past 6 years due to poor construction. I lost count of how many times we have had service on the heating/cooling system. Every time I turn around it is something else breaking, leaking etc. with this place. If you are considering a RYAN home -- RUN AWAY!!!! A tree house would have been a better buy.

    After several other issues were fixed - one was a roofing problem that had to be repaired twice, another a clogged sewer because of careless workers disposing soda bottles and other things, now we have siding that is "dimpled". We've called Ryan, who gave us the name of the installer so we called them. He was not only hard to understand but also no real help saying we should call the siding manufacturer. He wouldn't provide us with a phone number, just a name which was KP Siding. I found a number online, not really knowing if it was correct or not, called and got a recording saying that calls were not being taken at this time and leave a message. The other number on the same website was disconnected.

    At this point, I don't know where to go for help with a home that's not even 5 years old. Thanks, Ryan, for our retirement home that we thought we'd have no worries..... So much for a 10 year warranty on the home. Future buyers... please check every detail of not only the warranties, but also make sure you are getting everything you are paying for.

    Our Ryan home is our first owned home. They knew we did not have enough experience, so their sales representative deceived us during choosing our lot. He promised that the lot will be leveled and that we will have a similar backyard like our next door neighbors but instead, all they DID is dig in and throw the house on top of a hill like lot without even caring about how will our children play in our backyard in future, while they DID level it during construction for our next door neighbors who told us that their site was also like a hill but they leveled it for them and they had them back during the construction to ask them if that was good enough for them....... so is this some kind of discrimination? Why can't they admit a mistake on their side instead of trying to run away from responsibility?

    We had tons of issues during the construction process that we DID not even think about the grading of the backyard because simply we would have never known until the site was cleaned from construction wastes, and by then you either go to settlement or have other problems. So what in the world that we could have done to have a decent backyard for our one and three year olds to play in? This is a very very sad situation that we are facing just because they thought that they could treat us less than other families that obviously had more experience during the building process.

    House was built in June 2005 by Ryan Homes. I purchased it May 2010. Have a leak around front bay window which started in Jan. 2011. After numerous insurance adjusters and contractors and having resealing of metal roof and vinyl capping of front bay window I still have leak. Come to find out it is the flashing and metal roof that were installed in correctly when house was built. I put out about $3500.00 so far and now it's going to cost me another $2000.00 to replace bay window roof, remove bricks and replace all the flashing and damaged sheet rock inside living room.

    3 outside contractors have come out and stated that window flashing and brickwork was not done properly. This does not include leaks on shingle roof. Shingles have 20 year guarantee but roof has leaks at 9 years. I spoke to Ryan Homes representative and she stated this was not a structure issue. In this day and age how can you not guarantee your work. You can get a better warranty on a vehicle. Ryan Homes needs to satisfy its customers and take care of these issues. Where are the building inspectors?

    I bought my home in 2009 and have had multiple problems with it since. At first, the builder was nothing but courteous & helped me with every issue. I had a squeaky floor, he came to fix it. I had a broken sliding door, he fixed that as well. No more issues until this week when my dryer started acting funny. I always cleaned the vents out in my basement so I didn't know what the issue could be. I never could find my outside vent for the dryer so my boyfriend & I searched the perimeter. We found a piece of dryer lint hanging out from the siding. We pulled the siding off and underneath the Tyvek, there was our dryer vent. Here it's been 5 years that our vent has been closed off.

    I went in my homeowner's manual they gave me with all of the customer service numbers. Every single one has been disconnected/no longer in service. HOW CONVENIENT! So I finally find a customer service number (for their corporate office) and explain the situation to the representative. She then tells me flat out it is MY fault for not bringing it to their attention sooner. WHAT???? You covered my vent that was INVISIBLE to the naked eye hiding behind siding and it's MY fault? So I called the building inspector for my township. He said he has never seen anything like it and he has to file a claim because this is an extreme fire & safety hazard. I am probably going to end up suing Ryan Homes. Never again would I want to deal with such a horrible company.

    Ryan Homes (Mike **) Regional Sales manager in Maryland does not care about the customer. We had several complaints voiced to him and found him to be uncooperative. We are expected to close in 2 weeks with NVR (Ryan Homes' sister mortgage company) and found out house did not appraise for full price. It came in $6k less and builder is not willing to work with us. Mike who represents this company said free country, go to the press. Imagine this, first our permit was expired and no one there knew so it sat for 6 weeks until finally someone figured it out and told us. Lots and lots of problems as time went on but we hung in there hoping it would get better. Here we are today looking for a new home, being threatened. They are keeping our deposit and no one in that company cares. DO NOT BUY FROM RYAN!

    My house was built in 2005. For the past four or so years, water springs up in the morning room. Thought it was coming from under the house, until I hired a Plumber to check where the water was coming from. He discovered when they installed the toilet in the master bathroom, Ryan Homes did not seal and screw it down properly and that was where the water was coming from, rotting the flooring underneath which could be dangerous since it is upstairs. Also flooring downstairs is damaged. Called Ryan Homes to complain. Someone said she will write up a work order and someone would contact me in two days. It's almost two weeks, I heard from no one. That is only one problem, there are many more.

    Not worth my time repeating stories of the "many" problems I have encountered as 1st time home owner in a new county, with no connections or knowledge of what things require to be up to code etc. They never did my reviews and stopped building, the following season move out and we are left as a small %, lots of unkept... Do not appreciate their follow up... customer service and workmanship.

    We built our Ryan home in 2001. We've basically been happy with the home and Ryan homes service for repairs and warranty work. It's a middle road home builder. Great for our first home building experience. My husband’s family has built homes in the past so we knew to add things like outlets in cabinets and switches for under/above cabinet lighting, tray ceiling lighting, etc. Service has been great. Much has to do with building codes in the city. Any service calls we've made (mostly plumbing) have been promptly addressed and taken care of professionally. As a matter of fact we've hired the drywall contractor on multiple occasions. They are the best we've ever seen. My biggest 2 issues would be they would not let us do all brick and no siding and the sales rep didn't tell us about 2nd meter for sprinkler system. I personally hate that we don't have double hung windows but otherwise, we're satisfied.

    Agree with going your homework. Where to start? NVR losing paperwork and asking for employers letterhead re: the odds of you getting bonuses and for how much, confirming that you will not have structures in your yard and ending up with a water meter and gas shut-off, told your home is the only one w/o a site premium and finding out others did not as well, not telling you that the home next to you is to be built 13' from your driveway, not telling you that your A/C and service lines could have been moved to the opposite side of your home, not telling you until walk-through that you cannot put anything in the attic as it will void your structural warranty, no hurry to do grading actually, no hurry to do anything after you sign the PA, etc. Do your homework folks or you'll regret it.

    I retired from a heating and cooling company that contracted for Ryan Homes. We had to low-ball our quotes every year until we were just putting in the cheapest garbage that would pass inspection. One time, the steps collapsed as we were carrying a furnace down the basement, AND THESE WERE THE FINISH STEPS! Unless you are a jack-of-all-trades and have a lot of money and spare time, WALK AWAY.

    We bought a Ryan home about 8 years ago as a rental. It is located in Oceanview, Delaware. We thought it was a great location and really liked the plans. They sure give it to you on the selling aspect of it. We fell hook, line and sinker. We are experienced real estate investors, but they snookered us. Last year, the air conditioner broke ($2700). This year the furnace broke ($3200) after many problems/repairs and bills. These should have not broken in a short amount of time. Workmanship is terrible. They just try to make them look pretty and are done really cheap. They just keep building and building and keep going. Any prospective buyer, beware of Ryan Homes!

    Complaining about a seriously defective home: Since Ryan Homes took our complaints and said, "There is nothing we could do, and there was nothing you can do," as they dodged responsibility for the criminal code violations in saying "Ryan Homes is a large well-organized company, and we know how to handle people like you," and since they didn't seem to care about our serious home issues nor did they care about our warned efforts to go public about them, I built a website. Eventually they did care, though not about our home problems, just about my site's surprisingly damaging effects. Since then, they've made personal threats, threats about the site, and recently gone on a hacking campaign to remove the site and its complaints. It just bears notice how potentially horrible this company has been to many people who seldom really get heard. We have hundreds of letters sent from other such victims. Ryan Homes is trying to hide right now. They are now violation civil rights.

    Our basement has flooded so many times since we moved in. We are considering just making it an indoor pool. NVR pulled our financing just before closing because they just were not offering it anymore. We have a ton of nails that did not make it through the sub floor into the floor structure. They are just sticking out of the ceiling. Our living room has an outlet that is on the kitchen circuit. An electrician told us that it is a code violation. We have had the same crack repaired in our vaulted ceiling wall location four times. Our circuit to the office went inoperable for no apparent reason and had to be rewired.

    The house is only 6 years old and the furnace broke. We have had nothing but problems with the heating system since we had the house. But of course, now after only 6 years, the warranty expired on the furnace and it has finally died. Be careful. They do not install the same one they show in the model homes, you get a much cheaper version.

    Ryan Homes driveway issues not resolved!
    Some things to think about before you build a Ryan Home....yes, they're inexpensive....but as my 85 year old father still says to this day... "You get what you pay for! " In this case it's true.... I've noticed in their model...They had a "name brand" furnace in their basement...my neighbors and myself have "generic" models in our homes....They claim, in order to keep the cost of their homes as low as they are, they purchase from different suppliers to get the best deal...This example was also noticed with their toilets and a pedestal sink....In the model they showed Crane brand toilets, they tried to install Mansfield toilets and a pedestal sink in my home, which is a lesser grade product...I refused to allow the Mansfield product to be installed...they then installed the Crane brand after they gave me a hard time...They'll show you one thing in a model, then give you something else in your home! Watch out!!!....... Bad ventilation system concerning the heating and cooling of various rooms.....Some rooms are hot....some are freezing...especially on the second floor....All of my neighbors also complained about this problem..... When they were building the house, I noticed they will not put anything that is unnecessary into the construction of the house....If it meets "code", that's where they stop...I wanted "Tyvek" house wrap installed on the outside of my home, I was even willing to pay extra for the product....They refused to install it stating it wasn't required by code in our area... My basement leaked, along with half the other Ryan Homes in our section of the development.... the development is Stonebridge Creek, which is located in Avon, Ohio....the is a development where Ryan Homes moved into when the housing market went South, to offer an inferior product, at a greatly reduced cost compared to the other homes in the neighborhood....If you do build with Ryan Homes, expect to deal with the problems, and a million excuses why you shouldn't be concerned and never have the issues resolved in the long run... Which leads me to my biggest issue.....My Ryan Home driveway was discolored a blackish gray from an incorrect mixture of calcium when it was poured....a six inch "bubble" resulted at the end of the driveway along with chipping on the surface in various areas about the size of a quarter, this occurred in about thirty different areas....You could hear and feel the difference in hardness between the correctly poured light colored areas of concrete, and the dark gray areas by scratching a piece of metal along the surface..After having various Ryan Managers out to assess the complaint....they said they won't replace the driveway....Pick up the Ryan Home Home Owners Booklet, which is a blue booklet....It covers every imaginable situation or problem that may occur to a home , it states they will make repairs at their "discretion" for about 70 percent of the issues that are in the booklet...Which means, they will come up with a million reasons why its not their fault, then, they won't fix the problem....That's how they cover their butt!

    i have purchased 2 ryan homes in the past 6 years and experienced nothing but exceptional service and quality. the service is prompt and satisfactory. ryan homes owns the market share of houses being built in the charlotte market. that in it shelf should tell you something. they do not radio or tv advertise, it is all word of mouth. it is easy to bash a home builder, ecspecially when you do not not get what you demand. just because they are big business does not mean they have to bend over for you. they pride themselves on great customer service. please do not forget, you are buying a $300,000 home and not a $2 million dollar home. you only hear the bad on these websites and not the good.

    My wife and I purchased new home in New Town Meadows. 1 month after we moved in we noticed water in the ceiling of the laundry room on the main level.
    We discovered that the up stairs master bath shower had been built using roofing nails which had rusted, and shifted causing leaking around shower enclosure. After discussing the issue with neighbors everyone has had the same problem with the tile in their master baths. Also, discovered that the builders had not sealed the crescent windows around the whole house, and that the windows installed had undergone a silent recall which was not disclosed to us at the time of purchase. Called Betty from Ryan homes, she said that a project manager would be in touch with us. That was over 2 weeks ago!

    I moved into my house which Ryan Homes built on 12/10/2005. The Comfortmaker air conditioning unit continuously goes out. On 06/02/2006, Metcalfe serviced my unit, installed the hard start kit. The system was overcharged. On 09/21/2006, Metcalfe was called to service the unit which was not working and they changed the filter (which I change every thirty days), and repaired the freeze up. On 06/09/2007, I had to call them again to add freon and check the system for leaks. Currently, my system will not get cold. I have been without air conditioning. There are many other families in the community who are having similar problems with Comfortmaker air conditioning. The serial number is E0515232281, model NAC024AKC3. Please help me get this system working. I am doing what I was instructed during the walk through which was to change the filter every 30 days.

    We are in a new home, and during our ten month walk-thru (2-8-08), I complained of defective carpeting (which was an upgrade). Two times service men were sent out to re-stretch the carpet, trying to remove the wrinkles. Both attempts failed and an inspector was then sent out to examine the carpet. He agreed it was defective. Ryan homes informed me that L & L Flooring would be in touch with me. Mike called and said that L & L was no longer dealing with the distributor of the Berber Carpet they installed in our new home. He stated he would get back to me, as soon as he contacted them and found out how they would handle this.

    I called once a week to Ryan and L & L, and received messages that they were still waiting to hear from the Berber carpet rep. At one point Mike from L & L told me I could call the Berber carpet company. I advised him that I did not order my carpet from them and that L & L flooring received the money we paid for that carpet. This has been going on for over 7 months now, and nothing has been resolved. I am now pleading my case to you, in hopes I can get help in obtaining justice and satisfaction.

    Not only did we pay for upgrades of this carpet, I have also spent hours of my time trying to communicate and arranging my schedule for Ryan Homes to get into my home. I just want it corrected and given the quality of carpeting that we paid for.

    There were three critical mistakes in the HVAC system, one a criminal code violation. The HVAC system produced low level CO and gradually destroyed the contents of the home with soot. An errant piece of fiberglass insulation was found in contact with the electric heating coils, which act as auxiliary support for the heat pump. This error was initially blamed for the soot damage covering everything in our home, and for the symptoms of low level CO exposure, as the once yellow fiberglass was blackened and mostly burned away from it's foil backing.

    The home was completely restored over the summer, only to continue to produce soot and low level CO once we started using heat again over the following winter season. We bought a digital CO detector, and although it didn't trigger an "evacuation" alarm, CO was detected in low levels coming from the heat pump ducts. Everything was again destroyed by soot before we knew the main soot producing problem was present. But this time we had no savings to tap, or supplemental insurance support to fix the house back to back, a second time. Homeowners insurance paid for about 1/3 of the first repair cost but denied a second claim when identical damages returned.

    It was then found that the duct work had not been sealed, nor had the attic, with blown cellulose insulation freely entering the home through large opening in the attic. The HVCA was sucking in insulation and burning it randomly when specific conditions caused the auxiliary electric heat coils to energize. The soot contamination and CO accumulated gradually and seemingly arbitrarily, so that we didn't immediately notice the source of the problems.

    The cellulose and soot build up in the HVAC system damaged the normal operation of the system. Sticky soot based dust clogged the drain pipe for the condenser coils. The surrounding insulation acting like a sponge holding the excess water build up, and gave a home to huge mold colonies. This rendered the home uninhabitable.

    I developed a tumor, and my significant other developed Hashimotos syndrome during this toxic period. Other permanent health damages followed. We evacuated the home for three and one half years. We tapped our savings, retirement, lost health insurance and now have diminished capacity due to permanent health damages. We could not sue the builder for damages.

    We had an attorney who filed a suit incorrectly, and refused to have it served, blocked us from filing and serving a suit as he would not release it until statutes on filing expired. A Ryan Homes representative reviewed documentation and photos of the defects and damages. He stated that regardless of fault Ryan Homes would take no action whatsoever to remedy the situation, and demanded an inspection of our home so that they could formally state their pre-decided position. He even told me to try and sue them, and of course he was right. Ryan Homes /NVR is too well connected wherever they operate to be held legally liable for criminal negligence.
