    House was rushed to completion even after milking a few extra weeks out of me for the closing last June. October bright hurricane Ian and resulted in water damage to my kitchen-it's May and STILL NOT FIXED. DISGUSTED

    This builder is not trustworthy builder and we realized the terrible construction after closing and moved in. We have had so many issues such as plumbing, electricity, noise, windows etc. We requested to fix the plumbing noise made by incorrect pumps they installed right after we moved in. They said that it was not covered with warranty and rejected to fix and told us to fix with our expense.

    We were so excited to move into our brand new home. That lasted all of a week after closing. The subcontractor work is laughable, we call our own home "a paper straw house" because of how awful the work was. The landscaping crew (if you can call them that) did zero prep work before literally just throwing poorly sourced sod down. Even the pine straw beds are just ungraded clumpy red clay with construction trash mixed in. The yard was not graded properly AT ALL and will be a pain in our side but luckily for pulte, they designed their warranty to not have to do anything but sit on their hands. I have emails stating the yard needs correction dating back to the month we moved in. Pulte tried to blame the fence we had installed TWO MONTHS LATER from original complaint. I cannot overstate how much I do not recommend this builder, it is pathetic.

    I had an issue with drainage in my back yard and one of Pulte's service managers looked at it and agreed that it needed repair. It was October when the drainage issue was recorded and agreed that the repair was needed but we agreed to wait until spring to do repairs since the ground was so wet and it would do more damage than good to fix it at the time. When spring rolled around and I inquired about the repair their Customer Care manager told me that they re-evaluated the drainage issue and was not going to do any repairs.

    After multiple emails I finally convinced her that the repair had already been agreed upon and that it needed to be completed. I also had all of my shrubs die due to cold spell during the winter and was told that their warranty did not cover landscape and the customer care manager sent me a link to their warranty book. It is true that it states landscape is not covered but it is poor customer experience to hide behind warranties and not replace something that did not even make it for 6 months.

    Stay as far away from this Mickey Mouse company as you can. I've come to expect disappointment when dealing with their warranty department and their contractors. Lousy workmanship from their subcontractors, missed appointments that I took a day off work to accommodate them only to have them no show and make excuses. Things missing or non working that the construction manager should have caught. Needless to say I would NOT recommend this company.

    My new construction home in Del Webb, Rancho Mirage, CA was fraught with problems - uneven foundation, sloppy redo of the interior paint and trim, nail pops and drywall separating, crooked window framing, ill-fitting doors and sliders, broken roof tiles, slanted cabinet shelves, HVAC dampers that were completely shut off to the front of the house. There was no attention to the detail that one would expect in a $800K home. The Pulte Service Team and the rep assigned to me, had vendors come out 3-5 times to fix the same problem. There were always band aid fixes. My dining room shade valence is noticeably separating from the window frame. Pulte's answer was "since this is a 5/8" variance it is in our level of tolerance."

    My real beef with Pulte is matters of health and unethical behavior. 1) There was sand in my water pipes, to such an extent that it ruined my shower valve, kitchen faucet and refrigerator valve and filter. My ice cubes were brown. I also had major surgery soon after I moved in and had surgical drains. The shower water was slimy, and I could not figure out why. It took Pulte 4 months to correct this problem. 2) There is STILL sand and soot coming onto my kitchen range through the hood. I cannot cook when this happens, Pulte sent their vendor 4 times and never fixed the problem. They refuse now and say I am past my warranty period, even though the requests were made before the expiration.

    3) The brown facia on the exterior of my house is spotted with grey. I was told since there was a lot of rain around the time I moved in, this is considered an "Act of God" and they won't repaint. The rain was AFTER my inspection. 4) Pulte put many disclaimers in the closing documents: one of which - the area was in a wind tunnel and the sandstorms could cause property and personal harm. It is too bad they didn't have the real estate salespeople disclose this during the purchase process. One would have had time to consider the risk. BUYER BEWARE.

    Our salesperson was wonderful. Other than that it has been nothing but problems. We wanted to streamline it and use the mortgage, insurance arms etc. that was a mistake. Pulte approved us and then wanted us to pay cash 2 days before the closing. When we agreed to pay cash, then they gave us a loan. We took it and paid it off after moving.

    Now Pulte mortgage didn’t tell Pulte insurance that the loan was paid and the insurance got dropped because we never got a bill as the money was escrowed. We were out of a Major appliance for about 8 months during Covid, on a new build. When I asked if there was something we could borrow, the Pulte was rude and told not to call him late on a Friday. I called him immediately after appliance repaired had come out and told me the circuit board was out and it would be months. We bought a new appliance and never got any help from Pulte.

    This is company is all about selling homes. Once they have your money, it seems they are done with you. The community was almost built out and ready to let the homeowners have seats on the board. Now they have bought new land and it will be a few more years before we have input on anything, as we have no seat on the board. These are Poor quality homes, but we love the community, so it was worth it to us.

    We love our new home in Rancho Mirage, but have a horrible HOA, we submitted all the landscape documents and they turned it down, we did the exact same plants, rocks, trees as many of our neighbors have. This is what I do for a living. Feeling very disappointed in Del Web Rancho mirage. We were told one thing and it was all untrue. Be careful when dealing with Del Web Rancho Mirage power hungry HOA. And we have spent well over a million on the property.

    After exploring all the options for 55+ communities available in Northeast Florida, we elected to buy in Del Webb eTown. Convenience, floor plans/models, resident interviews and completed amenities checked off all the boxes on our list. So, in May 2019 we signed a Home Purchase Agreement (HPA) to begin the process. And after several months for the necessary approvals, things started to move. My wife and I were impressed with our Sales Consultant's (SC) attention to detail with our model selection, lot orientation, paint color and structural options. She explained how Pulte reviews these items to ensure minimal redundancies within the community. What could go wrong?

    Three months later, we discovered that another SC changed the orientation of the house being built next door, putting the two Lanais facing each other without any privacy. This was done for his personal benefit, unjust enrichment and without written approval from the buyer. When we confronted our SC with the evidence, she and the other buyer's SC, in concert, assured us this was not the case. Several weeks later while visiting the property, we were astonished to find the slab for our neighbor's house had been poured incorrectly. Going back to the sales office, our SC was not available, only to find out the next day, she had been transferred to another Pulte community.

    Next when meeting with the Sales Manager, it was agreed that Pulte would cancel the first house (House A) and rewrite the HPA for a second house (House B) on a different lot. Pulte also threw in $20,000 in additional upgrades on House B to sweeten the deal. (Pulte made an additional $53,000 profit on House A to a subsequent buyer, hitting a home run for themselves). The new HPA was signed in November 2021. Again, what could go wrong? What did go wrong was the process was again started from the beginning, extending out its completion and closing until late October 2022. And during the delay, the real estate market contracted leaving us unable to sell our current home.

    Subsequently, we were able to find a buyer for House B, with an anticipated closing in May 2023, taking a $40,000 loss. The one positive taken from this mess is that our buyer is getting a Pulte Home with all the many build quality defects remedied. One could argue that we agreed to the replacement and it's on us. However, with compelling evidence of Pulte's employee changing our first neighbor's contract for his personal benefit, none of this would have occurred, and he is still employed by Pulte.

    Two weeks ago Pulte's Northeast Division Director of Customer Care, met with me to discuss what and how this happened. In a follow up telephone call, two other managers explained that our complaint was rejected, "The decision is final, please don't bother us anymore." Not their best moment. So after two years and a $40,000 loss, if asked would I rather be bitten by a rattlesnake or buy a home from Pulte, I would take the snake bite. And so should you.

    If I could give this company zero stars, I would. Needless to say, we never even got through the home building process and decided to terminate our home purchase agreement, even after engaging legal services and determining we would lose our $10k deposit. The entire process has been disorganized with tons of misinformation, attempted additional charges and predatory practices. And yet, here we were 4 months into the contract with absolutely NO progress made. To provide some background, this is NOT our first new build, so we were very aware of the process and had a great experience with the previous builder we utilized.

    Our process started out VERY rocky as the first pieces of misinformation came with the incentives being offered for the community we were interested in, as well as the type of community (natural gas vs. electric). My parent was told by a sales consultant in writing that the community was offering $40k in incentives, however the sales consultant we were assigned told us $30k. When inquiring about the discrepancy, our SC blamed the entire situation on the other's incompetency. We should've taken the red flag right there, but we proceeded. We signed the initial agreement and then determined that it was a natural gas community. They proceeded to ensure us that this was a cheaper/safer option however upon further research it was not.

    The next debacle came with the SC improperly selecting the structural options within their system. We had selected a 3-car garage w/ service door and to convert the tandem garage into a flex room ($4,800 total). After "submission", they came back and said the structural form was incorrect and there would be an additional $4,100, in addition to the service door not being an option with the 3-car garage. Immediately annoyed and refused to pay for THEIR INCOMPETENCE. After a few back and forth emails, they agreed to a credit and we had already paid the 1st portion of the deposit, so we proceeded.

    The design studio appointment went great (best part of the entire experience), however it was a hassle getting in contact with their 3rd party security/audio provider (3rd phase) as our SC never providing the structural plans to them (Note - completing all design phases in the specified timeframe was required to stay in good standing eligibility for the $30k incentive). After 4 change orders, we finally had the design finalized. Then absolutely NOTHING...crickets. We were aware that when we signed the initial agreement, it would take about 2 months for permitting. We were 3 months from there and hadn't even so much heard a peep from the superintendent/SC to discuss pre-construction meeting. I decided to reach out only for them to say there's a backlog and it'll be a couple weeks. Then silence again...we would drive over to the community a couple times a week to do our due diligence.

    We could not shake the eerie feelings and the constant incoming negative reviews, so we decided to terminate the agreement. The SC tried to convince us to utilize it as an investment property ($550k+ home) and when we refused and stated that's not even an option as stated within the contract (primary residence) nor the expected financing, the SC told us we would not be getting our deposit back. Their reasoning was that because we had a pre-approval with their preferred lender (even though we were not required to use them, nor did we plan to), that made it a hard-binding non-refundable deposit.

    We reached out to our legal team, who reviewed the contract and stated it was the most predatory agreement they had seen to date, and that there was definitely contract language to ensure buyers never get their deposit back. Our only option was to eat the $10k loss or to take the house to the appraisal phase and hope it didn't appraise at the proper value.

    We decided to just eat the loss...and I'm glad we did. If this is how the process was going before they even laid the slab, imagine the hassle of their building incompetence and needing independent inspectors (another bs addendum restriction for another time). I would stay FAR away from this company and their affiliated mortgage company.

    To all you want to be Pulte homeowners, Hello! and BEWARE!!! From talking to the initial salesperson and viewing the models, my wife and I thought that this was going to be a great experience. That was our first mistake. Surprise! The model was not built the same as the plans specified. Sales prices starting in the low $250,000 to $300,000, yeah because outside the four walls and the roof, everything else is extra. Would you like flooring? EXTRA $$. Would you like kitchen counters? EXTRA $$. Kitchen counter tops? EXTRA $$. How about sinks or faucets? EXTRA $$. The cheapest you can hope to walk away is adding another 20% onto your purchase price.

    So you finally select your perfect house; ready for them to build it. Nope. Sorry, doesn’t work that easy. Time for flooring to go in, and suddenly the manufacturer no longer makes that color or in that size a year later and you have to go back into the design center and select a new floor. Second floor chosen, and a month later when they are ready to install, Pulte can’t order enough tile, so we have to come in and select a third floor. And the fun keeps going. A move in date for spring turned into end of summer. The worst problem is lack of communication. When you do talk to someone, they refuse to take responsibility or give a straight answer.

    But the building process pales in comparison. The absolute worst is PULTE MORTGAGE. The person that handled our mortgage had absolutely no problem with making promises that were never kept (my mother said that’s called lying), refusing to return our calls, or follow up on details in any semblance of a timely manner. Pulte Mortgage ended up costing us thousands of dollars in extra mortgage fees and monthly payments due to their laziness, and their employee incompetence. Do yourself a favor and find your own outside financing. Life will be easier.

    So the house was finally finished and we moved in, and they give you a fifty page warranty on the house which basically boils down to: ‘Pulte will come back to your house one time (after you wait an appropriate length of time to fit their schedule of higher priorities since they have your money already) to maybe fix some things that went wrong in the first year.’ Warning! Don’t open your windows and leave them open for any length of time, according to one of Pulte’s supervisor this causes interior wall cracking of a severe nature because the house has to ‘breath’. But every moron should know that windows are to be looked through and never opened (same with any exterior doors), and since it’s “common knowledge” it’s not something that Pulte readily repairs without a fight and negotiation.

    Built a home through Pulte in 2017. They will do everything they can to avoid correcting issues. For example, there are several very large cracks in the basement wall. They have refused to fix it since the 11 month walkthrough. Now they are refusing to fix because it is past the 2 months year warranty period.

    Updated on 03/17/2023: I posted a review on March 7th about the poor workmanship of the home we built with Pulte that we just closed on February 24th. The home is in Stone Creek, a 55+ Community in Ocala, FL. Today I write this review from a hotel room because our house that we paid $440,000+ for just 19 days ago has mold in it.

    The last couple of days they have had to rip out drywall from the furnace room, pantry, toilet closet, linen closet and laundry room. All because when the worker put the baseboard on in the furnace room he drove the nails through the baseboard and into the condensation pipe that resulted in a significant hole that had been leaking under the ceramic tile since before the closing. Pulte has nothing but unskilled workers that don’t take any pride in their work. No one speaks English, so you can’t even communicate with them. If you are even considering building with Pulte don’t…It will be the biggest financial mistake of your life.

    Original Review: My husband and I recently closed on our new house in Stone Creek, a 55+ Community in Ocala, Florida. I am horrified by the poor workmanship from the beginning of construction to the end. No one reads the plans. We paid $266 per square foot for this mess. The first thing that happened is the kitchen window opening was bricked for a much larger window, so they had to fix that. Then they had to dig up our foundation in the kitchen area because the piping under the cement collapsed and they couldn't run the wiring through. They promised a letter from an architect certifying the floor repair has been done properly with a guarantee, and that still hasn't happened. Lots of mistakes throughout the framing process, that if my husband had not pointed them out, they would not have been fixed.

    The thermostat wiring was put in the wrong area of the house and noted long before the drywall was up, but they waited months, and then after the painting was done, to pull the wire up in the attic and fish it through another wall, which of course involved making another hole in the painted walls. The electrical box for the dining room light was not centered in the room, it was about a foot off. They were told long before the drywall went up, but of course, they waited until after the ceiling was drywalled and painted to move it only to put in the wrong light box, which then had to be changed out to be able to actually hold a light fixture on it, but they had to go through the attic to finally get it fixed.

    While installing the air conditioning vents in the ceiling, there were several vents that the plaster just fell off around vents when they were screwing them in. They had to replaster and did a terrible job on several of the vents and had to replaster an entire seam of plaster that cracked between the dining room and kitchen. They ordered the wrong size kitchen cabinets over the refrigerator area and damaged another cabinet which was repaired and not replaced, because they put the granite countertop in too soon. Lots of dings in the cabinetry and they never painted an entire section of the walls above the kitchen cabinets.

    After closing, we began to clean what they didn't, which was everything, and we were appalled that there is paint spray and caulking on every surface in the house including the carpet in the bedrooms. It amazed us that after the floors and carpets were in, that the flooring was not covered especially with all the work that still needed to be done. After my many complaints, they finally had the workers put on booties, but that was a complete waste of time. The workers put on the booties, but then they walked outside in the mud and then back in the house again never removing the booties in the meantime. Oh, and the painters painted along the top of the tub in guest bathroom...who does that? It took me hours to scrape the paint off only to find that they didn't bother to caulk it.

    The front door is not lined up properly and you can hear the wind whistling through it. They have been there twice to fix it, still not fixed. And they neglected to put fur stripping on the sliding glass doors, so the bugs are free to just walk in. The keys didn't work, it took them twice before they worked. Oh, and the "day of closing" they spilled a bucket of water in the master bathroom that ran into the master closet. We closed on Friday, February 24th and after an entire weekend of cleaning up water, I demanded the carpet be ripped up and replaced. Good thing it wasn't replaced yet because after we thought it was all dry, last night after 7 days of drying out the closet area, water is now seeping out from under the ceramic tile at the threshold of the master closet. I guess there is still water under the ceramic tile...

    They say they have a customer care department, but for the life of me, I can't figure out what they look at or care about. My husband and I have decided as far as the painting that needs to be touched up throughout the entire house and all the flat surfaces such as baseboards and trim that they just painted over debris, caulking and plaster, we will make the repairs. We can only hope they have the decency to give us the paint to do so. The thought of having any of the finish workers in my home again gives me nightmares.

    I'm trying to get this for a disabled person in my home. The salesmen Steve ** from Plainfield Vandalia did not tell the truth to his boss Josh. Steve kept saying it was a spec home, I called the town of Plainfield. He did not get permits for the lot I picked out in November and the house has not started. They said just because you have a Steve said just because it a speech home, which it's not because the home did not get started two weeks ago, according to the State House of Indiana and the Secretary of State all home builders no matter when the home get started, must comply with the ADA Act. I have six witness that Steve ** knew I was disabled and sometimes use a walker and later a wheelchair. Steve showed us the model and had plans and walked with 6 of us about what needed to be changed, now he said he never did.

    Josh is the boss. Never been to the site for toilets, faucets, doorways shower ramps, and windows. They refused to do it, I gave them the first check in November. House was not started. Then the second check in Dec 3, 2022, and the house was just started two weeks ago. He gave them the option to move to a new county where there will be lots available and they can do it. Then he said after the home is done. I can have it done by hiring my own. They refuse to discount the home. Before you buy from them, josh called headquarters of Atlanta which Atlanta Georgia has different rules.

    We are backing out of our home purchase today. BEWARE! These homes are of the absolute poorest construction. Built to the minimum of standards. You will have many issues with these houses. Walls have no sheetrock backing, interior wall studs at max distance, lowest insulation quality possible, not to say not on time by any stretch. I have but multiple homes previously. They may look nice for the first year but you will have MAJOR problems down the road. Do yourself a favor, wait another year for the market to crash, save some extra money and find a quality builder. It will be cheaper in the long run. Hope this helps for all with no experience building houses!

    Overall below average to borderline poor customer service. New construction home took almost triple anticipated 6 months time frame to build and when closing date was finally given, we booked a flight since we are out of state residents; but then the house still wasn't ready. We then found out the interior was painted the default color but were never given a choice of one. Also paid thousands extra for a custom handrail by the stairwell; but last second it was repainted the wrong color and not sanded properly like you could accidentally catch a splinter by touching the rail. Had to hire independent contractor to fix and repaint these items.

    Around closing time after inspection upon bringing it to the managers attention was simply told that just because the inspector points out something during the inspection does not mean they are legally bound to fix it. Communication was also not great during the construction phase. Have not lived in house yet since we are out of state residents so cannot yet comment on the build quality.

    I have three pages of issues with our new home. The worse being is the stove does not work as it keeps tripping the breaker switch. The workmanship is just not good. I called Customer Service three times and have heard nothing. Communication is terrible.

    I paid $6,000 earnest money on 11/18/2022 for a "ready to move in" home in Bison Ridge in San Antonio. On 1/13/2023, my friend who is local to the area, met with Jared ** (building supervisor) at Pulte Homes to do a walk-through. What she found was that the foundation was significantly cracked (finger size gaps), the framing was rotted and peeling away, black and green mold visible in several areas, and termite damage. The angles of the framing do not meet TREC guidelines, yet she was told by Jared it is compliant. The wrong size nails were used in areas and were not flush and she was advised that would not be corrected either or perhaps be bent to make them flush. When questioned about the mold (black and green) she was told that was normal. When asked about the gaping cracks, broken pieces and large drill marks in the foundation, she was told that was normal too.

    On 1/14/2023 I called Ruben **, Jr. (sales) and he said they haven’t had an inspection of the house yet, but they do use 3rd party inspectors. I asked for the county inspector contact information who came out and approved the foundation, frame, electrical, and plumbing and he said they haven’t had the frame inspected yet. He refused to give me any details of who has inspected the house this far in the building process nor would he answer questions regarding any country inspections done thus far. He instead talked with his manager (no name given) and they said they would pay for me to have my own 3rd party inspector come out and review the property and they will fix any issues found.

    I told them I don’t want anything fixed/patched/treated, it’s uninhabitable and they need to start new or refund my earnest money. I told him I’m not buying a home with a severely cracked foundation, rotting frame, and black mold which is likely in the pipes by now. He said neither I nor my friends are allowed to contact him going forward, his manager will advise me of next steps if we decide to seek legal advice. These people are shady to the core and do NOT recommend.

    This is our first home and we purchased Pulte Home based on their good reviews. But we are totally disappointed with Pulte, as we found so many issues and unfinished work and difficulties. It’s been more than a month since we bought this new construction home from Pulte. We are still out of Hot water!!! On 19th December We have opened a ticket regarding this hot water issue and also called to their Emergency service number but they replied that it's holiday time and they will not able to do anything until January 1st.

    One day I met with Pulte's warranty manager just outside of our home on the way to my work on 22nd December and I described to him the situation verbally. He replied that you have to email for a service request. On that same day I opened another Emergency service request along with an email. But very unfortunately nobody came to fix that issue. I called several times to their Emergency Contact person and even left several voicemails. They called back 2 days after I sent the email and replied that they are unable to do any work because of upcoming holidays.

    From 22nd to 25th December when temperature was under minus (-16) and frigid we spent horrible time without hot water!! I was supposed to call 911 in that situation but my wife said no as it was Holiday time. On 30th December one mechanic came to fix that Boiler and he said it is totally out of order and defective. I am wondering how they installed that dummy and defective machine. We are still out of Hot water. The mechanic was supposed to install another new Boiler today but yet not!!! That's how the renowned builder works.

    WARNING: those looking to build with Pulte Homes. These are just a few of the images from the 2021 restoration project on our brand new townhome. We closed on a brand new townhome in Woodbury in June 2021. The week after 4th of July, I saw buckling in the floor, called our builder and he said “weird, they might have installed the flooring wrong”.

    Two weeks later, the contractor showed up with more than 300 sq ft of flooring to redo our kitchen. I asked, why would you show up with this much flooring if there is one spot buckling? he replied, “They didn’t tell you? This unit had severe water damage before it closed.” We were not told. In fact Pulte and our builder lied directly to our face about this. Just before closing, while installing pantry shelving Pulte builders nicked the water line to our fridge. This led to an over-weekend flood of our finished first floor and standing water that soaked into the drywall, doors, and finishes.

    Pulte, lifted a couple planks turned a fan on, replaced the molding to hide the soaked drywall and proceeded to close with us about 2 weeks later. The floor technician told me they had product in a warehouse for our unit because they were “waiting to hear from us”. When I discovered the wet concrete under our floor boards in July I asked them to remove all of the flooring- we found soaked concrete. We pulled the molding off, found crumbling drywall.

    We lived on concrete, dusted floors with a dehumidifier until September 2021, when they finally had the material in to replace the water damaged floor. During that time, I requested compensation for the cost of our mortgage payments while living in construction. Pulte refused and said the best they could do was a $100 gift card.

    I have been in conversations between our lawyers for over a year at this point. Pulte still owes us thousands from when we lived in a hotel for 10 days while they remediated the unit. They finally released the restoration images to us and turns out for the first 3 months in our brand new home, we were living with growing mold.

    Pulte had NO intention of informing us of the damage THEY caused while building our home. I discovered (luckily) early on what they had done. The evidence of them trying to hide this (from ordering addition supplies to “hold just in case” specific to our unit) proves they knew there would be a claim. They were going to just pull the floor up and replace it had I not called inspection in to find the level of damage to our walls and doors. This would have left the mold growing in our walls. Almost everything on our first floor was torn out and replaced. (You can see the map of damage in the drawing)

    Now, Pulte refuses to share completion of work documents and has been pressuring us into an NDA without it. We have asked for compensation for the time we lived in concrete and mold, our pay for relocation and legal fees. Pulte barely answers our lawyer and refuses to help with the future damage in equity this has on our unit (stigma damage).

    I want to protect other local residents from this horrible company. If they built your house, get it checked. If you’re looking to build, do NOT go with them. They have not compensated us for the damage and TIME spent remediating this mistake, and we will continue to pursue legal action so they are held accountable.

    My experience with Pulte/DiVosta has been on going since April 2022. My home wasn’t complete after a 3 plus month delay. My punch list has over 100 items still needing attention including the roof, plumbing, electrical, grading, tiling, and countless cosmetic issues. I have written to the President of customer service (Brent) and the CEO (Ryan) and still cannot get the items completed. I was left to be the contractor for my new build custom home. They have done nothing to compensate me. Many of the owners have had similar problems. The “quality” is subpar at best. If you purchase a Pulte/ DiVosta home be sure to have an attorney on standby.

    My vents were not sealed correctly, and were not welded correctly, and did not have proper vent guards on them. My hot water heater was not muddied/puttied from the inside, and my underlayment was slit by the tiles before they laid the tile! Very poor roof quality. The storm hit and water poured into my house! They are refusing to fix it as they said it is a storm issue, however there were lots of issues even before the storm! I am still under warranty and they are not fixing my roof appropriately, doing mold remediation, fixing my ceilings, etc. Very disappointed with this builder -- please use someone else!

    Please heed my best advice about Pulte -- NEVER close on your new Pulte home until the house is absolutely perfect. Don't let them say, "It will be taken care of in the warranty period", because that could take years of frustration, or never get done. Some people in our neighborhood have been waiting nearly 2 years for fixes (items missing that they paid for, or installed improperly or damaged). The warranty people will hold out until you get so frustrated you go and do the fixes yourself. In the warranty period, you have to beg and beg to get anything done, and then when fixes are scheduled, the workers never show, or they show up with the wrong materials, or they "fix" the problem worse than it was before.

    My second advice is to be there at the construction site daily, and DO NOT believe your construction supervisor when you point out an issue and he says he will take care of it. You have to keep on them, and continually verify that it is done, or they will just try to cover up the issue -- literally! While it is hard to say to them, "Do not go on to the next phase until this is fixed," because you want your house to be done on time, but that is what you have to do. TAKE HUNDREDS OF PICTURES of every pipe, wire, wall, floor and ceiling from every angle, and at each stage of the process, so you have proof in case something breaks later.

    Thirdly, do not assume that Pulte is looking out for your best interests by protecting any of the materials during construction. I could go on and on about this, but they will leave doors, molding, wall board and other materials out in the rain or in the humidity, with no protection. It will get damaged, warped, and moldy (here in the South), but they will install it anyway. You have to protect those materials yourself. Have rolls of plastic to cover up things, and take dated pictures of anything left out in the elements, even in the garage, to show proof that the item's storage was mishandled. Since workers pull off the protection, it often has to be put back on daily.

    Finally, get a professional inspector. Don't let Pulte say "It isn't necessary." It absolutely is necessary! Pulte listens to inspectors (your own and from the county, who just checks safety basics). NEVER believe that Pulte's "inspectors" are looking out for your interests. They aren't. Make sure your own inspector is there to check each major stage of construction. This is critical, since the inspector knows what problems to look for, and can document the problem. Our inspector found things like missing outlets, improperly wired switches, an unfinished open vent in the attic (which would have caused us to forever cool the attic space), missing insulation, poorly aligned lights and ceiling vents, warped walls, broken tiles, etc.

    So, take care. I have built four homes, and it seems like the subcontractors are getting worse as time goes on, so keep an eye on things, because Pulte won't. It will be extremely frustrating, because most of the Pulte subcontractors don't speak English (or act like they don't), so you cannot communicate with them. They come in for a couple days to do everything on their list at once, and by the time your Pulte supervisor shows up to look at the problem you have found, that crew will be off to another community, so everything will come to a standstill (sometimes for weeks) until someone on that crew can come back to fix the problem. Surely, the Pulte people themselves will do nothing to fix it. So very frustrating!

    One of my final pet peeves with Pulte is that they do not keep a clean construction site. They say they do, but don't believe it. Visit some homes under construction. You will see that it is a junkyard throughout the process, and I believe that leads to mistakes and construction being done poorly. But that's just me.

    I loved my home with Pulte until I found out that the roof vents that they put on my home did not have vent guards, so all the water from any storm comes in and leaks into the attic. The issue is that all my neighbors have the roof vent guards, but not mine. These are new homes and for some reason, I was given a different roof vent. They have no leaking. So every time there is a storm, I have to tarp my vents. They are stating that it is not required by code so they get out of doing the right thing. So disappointed.

    Here is my experience: Evil tactics by sales and their manager to pressure me to complete the purchase after paying $15000 earnest deposit. They threaten me to lose the deposit if I don't complete the purchase. I sent someone to inspect the property, he was unable to inspect the important parts utilities and AC. This is despite Pulte assured me the property is ready. After I paid for the house on April 29th 2022, I emailed Pulte customer service "5 months documents to send to anyone who wishes to review". Here is why:

    Rats find their way to the house through point of entry. Hauls in the frame of the house. Pulte warranty unit is made of people use terms like "made to specifications" "not under warranty" "you left the door open" "my VP will not agree to this" or simply do not respond. I emailed the CEO of Pulte and their top 20 executives. None of them has the decency to understand how it is like to see your own kids frightened of dead rats. Kids and their mother vomit constantly. Kids cry and sleep hungry day in and day out because they are afraid the food got touched by rats.

    I paid $650000.00 for a Pulte house that ended up being a nightmare investment. Warranty and customer service is part of the contract but in reality the staff in the warranty department do only what their VP ask them to do. That is to say: to screw new home owners". The AC show reading 73F in some parts of the house and 85F in other areas. Technicians visited the house tell me they know exactly how to fix the AC air flow- their management along with Pulte customer service don't want fix anything.

    If you are thinking about buying a Pulte home, don’t. They will show you all the bells and whistles and promise you everything until the build process starts then it is downhill from there. Their constant excuse for quality and craftsmanship or lack thereof has been the pandemic, we can’t get materials, we can’t get workers, there are delays, you want excuses Pulte has boatloads of them. The finish work in our home was atrocious, horrible cheap watered down garbage paint, the millwork looked like amateurs did it, every mistake was just hidden with caulk, walls had to be cut open to correct god awful drywall mistakes, the so called project managers are even a bigger joke. Most of them have no trades experience whatsoever, we had three of them in the 9 months that it took to build this piece of crap home, because they all quit to find better jobs like working in a bar or selling shoes!!!

    There is absolutely no excuse for doing things right the first time, but Pulte's philosophy is we don’t give a ** about quality we care about quantity, put them up as fast as possible and worry about issues later. It truly is disgusting what Pulte is claiming and then what they are actually delivering, a substandard home, lousy building, cheap materials, lack of empathy and truly horrendous customer service. Pulte you should ashamed of yourself as an organization and the product you put out.

    Everything was great until closing. After that, you are just a number to Pulte. If you have any warranty issues, expect delays and push back. We are still waiting for our shower to be completed after 11 months since we first reported the problem. They had to completely gut it due to a leak and black mold. This was only three months after we closed. The homeowner is the one who suffers from the poor workmanship for the contractors Pulte hires since most companies will not work for what they are willing to pay. All Pulte cares about is nickel and diming, lining their pockets and hoping they bully you enough for a good survey. I wish Pulte cared about the homeowner as much as they do the survey. They don't even paint their garages since it is an "unlivable space." Some of the photos I took of what I found after I moved in would make you shake your head. If you are wanting to go with a larger builder, look elsewhere and avoid future headaches.

    Had terrible experience with builder throughout the build process, warranty process, time keeping process. They pride themselves on best quality but they are far away from that. For e.g. I had asked the builder to fix the subflooring prior to laying the top flooring. They promised but continuously ignored to do that. Finally they did it but messed up the top flooring. So far they have made half a dozen attempts scheduling unskilled labor to do that and the job is not done. They give you dates upon dates but they rush with the work every time. Also on another note they used the wrong kind of glue and had to redo. The floor is still glue less overall, uneven and still needs to be worked on. Their claim of being a quality builder is truly fake with my experience and one needs to ponder over real hard even about the minimum expectations they should have with them.

    Very unprofessional, leaving many repairs needed. Holes in my carpet, walls are patched at holes, not painted, disrespectful of time. Take off of work for repairs that are cancelled.     I'm currently having a house built with Pulte and am about 30 days from closing. The pandemic labor and material shortages caused many delays, but there were errors by the builder or its contractors during the build that substantially contributed to the delays. As a company, they're not big on apologizing. We've had three different construction managers, and only the last one seemed to be able to get anything done.

    We are 14 months into the process. The company built the wrong bathroom floor plan including the wrong size window frame; dented a duct and had a shoddy repair job; took two windows from the garage door months ago so that another property could close on time and then surprise, surprise, seem incapable of getting replacements; told us that a missing window had been installed and then we discovered that the wrong size window had been installed and we had to point this out, so someone somewhere was either lying or incompetent; the wrong exterior trim was installed and is taking forever to get replaced and repainted; someone just left footprints and wheel tracks in the wet concrete in the driveway; a ceiling joist was installed in the wrong spot leading to a months-long, inexplicable inability to correct the issue and install a shower drain line; and I'm sure there are things I've either forgotten, or they've successfully hidden from me.

    The builder has agreed to cover my rate lock extension penalties, and I believe I'm getting a good deal considering the overall challenges of the 2021-2022 market. This was not meant to be a dream home, but a necessity that I purchased because of a growing family and the need for two home offices. The final product will be adequate, but I have low confidence in the competence and honesty of the construction manager and the contractors that were hired. The construction manager(s), especially the first two, missed opportunities to build trust by failing to meet literally any estimated time frames. At this point, trust cannot be restored, even if we successfully close on the estimated date. I'm not holding my breath, and I'll believe it when I see it.

    While the experience of buying a new home is overwhelming, I want to warn anyone considering Pulte. I entered into an agreement before I was ready because I was warned the price is going up $5000 on Monday. My fault for falling for this true or not. But only after we signed and sent Ernest money did I review others experiences. Oh well shame on me for that. But after research more complaints and people pleading with the consumer don’t buy from Pulte. I now understand after I backed out. The experience Pulte offers is similar to buying a car not really knowing it did not come with tires. The budgets I had quickly were spent. So my advice make sure you fully understand what you are getting into. Don’t let post pandemic stuff influence your decisions. Do your homework before you sign. And don’t fall for sales tactics, even though I don’t have hard feelings for my sales team. They were only doing what they were told. It’s upper management and the Pulte process I fault.

    In April 2021, I closed on a 2400+ square foot Pulte home in Wilmington NC. Neighbors had warned me to pay for a private home inspection before closing. It was very thorough and cost $450. I refused to close until the major items were repaired. Pulte promised an 11 month warranty review which never materialized. Only one piece of tile was repaired while a damaged shower pan completely ignored! You must document everything in writing with pictures. And be prepared to pay a lawyer to fight this deceptive company after closure! I like my Del Webb senior community. I was not mentally prepared to interact with two different construction managers and a young, incompetent warranty employee named Chad who does not follow up on construction issues or complaints! He should be fired for gross negligence.

    Do not expect Pulte to repair horrible flat paint marring, cracked tile, dried caulking, or any cosmetic blemishes on walls & ceilings! Paint on the walls is horrible, cheap sprayed on flat paint. The slightest bumps will mar the walls. Be prepared to pay a paint professional to paint your entire house. Best to have it done BEFORE moving in. Also Pulte installs a fan/hood above the gas stove with no exterior ventilation. Cooks beware! All the smoke & fumes just circulate in the kitchen. The fan filter traps some of it but not good ventilation as an exterior vent!

    We are in the process of having my shower redone for the first time. I am the original owner. When the shower installers did the demo, they revealed a serious latent defect in plumbing coming up from the concrete slab. When the home was built, Pulte’s construction crew had chiseled out some of the concrete slab, and then beat the pipes with a hammer and bent the pipes far enough so that they could squeeze the pre made shower pan in place and conceal that had been done.

    I had to call in a professional plumbing service to start to repair. They have chiseled down over a foot into the concrete pier and the pipes are so badly damaged from the builders trying to make the shower pan fit, that was given an estimate of almost $6000.00 to correct the concealed defect. I hold you, the builder, Pulte Homes, responsible for the repair. and they told me it was past the 10 yr warranty period so they would not do anything. How could I possibly know what was concealed. They hide the poor construction and I have to pay for it.

    Went into contract beginning summer of 2021. In framing, there were a lot of things wrong, twisted boards, severe alignment issues! They finally started drywall and I think Stevie wonder can do better. It's worse than their framing ability. I can't wait for the house to be finished, once it's done I'm selling. This has got to be the poorest workmanship I have ever seen. I call it the crooked house. Can't wait to see what else can go wrong with building a house.

    I contracted with Pulte to build my home while living in another State. Unfortunately, I could not inspect the model, nor was I able to see and feel the materials that were going into my home. The community I live in is a mix of retired, semi-retired, and professionals. Most people who purchased in the Loretto Club have owned previous homes. We know the difference between sound quality and cheap.

    Let's start with the cabinets. They are cardboard with thin, and I mean thin, maple inserts on the door front which wobble. That's the upgrade to maple cabinets! They did not install soft close hinges, nor did they discuss features that would cost extra. Did I say I upgraded the kitchen and the cabinets! These are cabinets Home Depot would not even sell.

    The painting is embarrassing. The painters sealed dirt and sawdust, which I have to fix now. The crawl space door in the garage is sealed shut with paint. The tile they used must have been a 10-cent builder special. It scratches easily and is difficult to clean. Pulte ignored the landscape installation. There is clay in this area. Consequently, landscapers did not prepare the ground adequately for sod or other plants. Installing sod on top of a clay base does not allow for drainage. With water shortages worldwide, it's ridiculous to tell new homeowners to keep watering until they see signs of life.

    The one-year inspection is a joke. I have missing screens on my windows and a door. Plus a laundry list of other items which need attention. I haven't heard a word from them. I understand not everything is going to be perfect in a new home. But at the price point of these homes, at the very least, they could have used higher quality cabinets, especially after upgrading them two times. The quality of the painting looks as though they hired teenagers with no experience. The concept of the home is lovely. Once I pay to make right everything they did wrong, it will be a beautiful home.

    I purchased new construction because I didn't want to go through another rehab. It ends up I have to do that anyway. You might as well buy a fix-it upper and put what you like into your home. What Pulte has to offer in the way of upgrades is expensive garbage. If you could go out and purchase your materials and tell them to install what you bought, you would have a perfect home. That will never happen. Don't expect much from this builder. Expect to spend over $750K on poor-quality products and craftsmanship.

    When I first heard of the Pulte company, I really thought this is the one. The first time I got to see the model house and get through all the details I really fell in love with it and I believed that they do a good job. Well, apparently it was all a dream. I choose the same house as the model house, and after my house was completely built, I was expecting to get what I paid for. Before the day of closing, I pointed out many details that needed to be fixed, and even after closing there were still a lot of things that were missing or needed to be fixed/replaced.

    I will start by pointing out the paint. The painting was terrible all over the house. There was a part of the ceiling that was not painted at all. The walls all over the house had white patches because the paint was not made correctly. All window corners are made terribly bad, the plaster doesn’t have a smooth finish. Even the walls are not straight, all over the house you can see there are lines that are curved. After only a few months a lot of cracking started to show up around the house, especially around the windows. On the second floor, the carpet is not made correctly. When you walk you can feel “big bubbles” underneath it. Also, there are nails underneath the carpet that hurt our feet every time we’re walking around, especially under the threshold of the doors.

    The sink of the guest bathroom has been leaking water since we first started to use it. In the master bathroom, we noticed that the tiles are coming off, they all move and make a cracking sound when we walk. Even the tiles from the shower floor are moving and look like they’re about to come out as well. There were big and ugly holes underneath both bathroom cabinets. All doors were not painted well, some had scratches and some were very damaged, even broken. One of the door frames on the first floor needs to be replaced because it’s completely broken. One of the kitchen cabinets is also broken on the inside and needs to be replaced. The backyard door is also damaged and even if they tried to fix it, it’s still broken and needs to be replaced. They sent us the new cabinet and we’ve been waiting for more than a month and still, nobody shows up to put it. The corner of the stair ledge is also damaged and needs to be replaced.

    Even the garage door frame is broken and looks like it will break very soon. We are also missing towel holders in both bathrooms on the second floor. We didn’t even have a dishwasher holder, we had to wait for it for 5 months. I have been writing emails from January until now. I always get an answer-back, but they never do something about fixing the house. They always say that they will send people to get everything done soon, but nobody is coming to fix anything.

    Buyer Beware. In 2009, I bought a home from Pulte, Suncity Peachtree, Griffin, Ga. During 2009, I experienced whole house raw sewage backups. Pulte had their plumbing contractor, Northwest Plumbing, come twice to investigate the issue. Northwest Plumbing lied both times about not finding any issues. I continued to have multiple whole house, raw sewage backups. I continued to reach out to Pulte about the backups but was denied any help based upon what Northwest Plumbing lied, stating no problems.

    Eventually, I hired outside plumbing companies, several times. The plumbing companies I hired found that the plumbing attachments were connected backwards to the sewer drain lines. Which causes the raw sewage to flow backwards into the master bathroom bathtub, shower, and toilet, instead of forwards to the outside public, sewer lines. A backfall in the master bathroom was confirmed. The raw sewage whole house, back-ups continued.

    In 2020, I had the plumbers I had originally hired to camera the sewer line again. At this time another backfall was found behind the supporting wall which runs along side the dinning/living area. This backfall run for approx. 7 feet and holds approx 1-1/2 inches of water. Pulte Vice President of Construction, Patrick Witzigman was present. He viewed the backfall and the drain line attachments. He offered me $17000.00 to have the work done myself. The estimate to I have received is only for breaking of the concrete that the line is encased in, is over $150,000. Pulte has refused to acknowledge they are responsible for the flawed sewer line even though their original plumbers, Northwest Plumbing, lied, not once but twice. And Pulte, admitted that I had been refused any warranty work because of the lies, Pulte plumbers told.

    Then when the Latent Defects were found by the plumbers, I hired in 2018 and 2020, Pulte refused to do anything because they do not know what a Latent Construction Defect is and the stature of limitations does not begin to run until the defect is found. I have all the emails and photos to prove everything I have said and I am happy to share with anyone who would like to read about the raw sewage back-ups, raw sewage in bathtub, shower, etc., sewer flies, sewer gas, etc..     Pulte Mortgage stole $3,644.10 from me by locking me into a rate I did not legally agree to. I dealt with the branch manager at the Dublin office, and he and his team are more than happy to lie, steal, and defend their actions in order to squeeze as much money as possible from whoever they can. Most egregiously of all, they used phone call voice recordings between myself and the loan officer to justify their actions, without my ever agreeing to that method of approval. No fine print, no signed documentation, nothing to indicate this was ever happening. Based on this experience, I would never trust them to handle a single cent of my money, or to step a foot on my property. They have shown themselves to be thieves and swindlers. DO NOT USE PULTE MORTGAGE. Use another lender, who will almost certainly match Pulte's "closing costs" waived fees, and do a better job of defending the rushed construction jobs and unfinished work before you move into your house.

    Extra credit: It has been six months since closing, and our yard is still covered in garbage, gutters still hang off the roof, and there is no sod, leveling, cleanup, sod, or weeding on the property. Other properties in the community, which were still empty lots during our closing, have been almost entirely completed compared to our property. This would not have been better by using their mortgage company– actually, they would have been paid the full amount for everything, instead of having some held back in escrow until the work is completed.

    6/2022 purchased Pulte home at domani in palm desert ca. so far towel racks just fell off wall, toilet paper holder fell out of cabinet, and the screws they used went through the cabinet wall and injured hands reaching into cabinet. The model homes looked large but that is because they use small items not to size of normal ones deceiving. Still missing grates that cover ac vents in ceiling, water pressure so low you can't take showers, purchased with cabinets in laundry room but were not installed when I moved in noting they no longer put them in. Air conditioner did not work. Temp outside was 112. Took 2 days for someone to look at it. CHEAP, workmanship shoddy.

    Not only do they build the ugliest homes but also don't care about any landscaping. The builders came in and ripped OUT ALL trees. Most all of the neighborhood backs up to trees but when they came in. Ripped them all out and put up cracker box houses that all look alike. Ruins the whole neighborhood. DO NOT TRUST THEM!!!!

We call each week and get a run around. They say it is Whirlpool but I can walk in Best Buy and order the same refrigerator and get it in 3 months.     We just bought one of these townhomes (150 Whispering LN NW, specifically). We immediately noticed several issues with the home and reported it to Pulte. Pulte has told us they will not fix any of the issues below:

    1. The banisters on the balcony were not bolted to the walls, they were only bolted to the floor. This is a major safety hazard in our opinion. Several of my neighbors have reported this safety issue as well.

    2. They do not use primer to paint their interiors and my neighbor suspects the white paint is watered down. Any small brush against the wall (even if you nudge it with your shoulder) leads to the white paint coming off in streaks revealing a dark gray coat underneath, which is likely the color of the sheet rock/dry wall. This would not happen if you used a coat of primer.

    3. The two bathrooms' GFI's are wired together so when you trip one with the hair dryer all the outlets are tripped in both bathrooms. I am not an electrician but even my 100 year old home in Rochester had separate lines and breakers for the bathrooms.

    4. The rooms have individual thermostats and no centralized thermostat, there is no way to connect a Nest or EcoBee if you are energy conscious.

    5. Some of the outlets were faulty, I counted 3.

    We talked to the Pulte foreman and onsite managers, all of whom told us that they will not fix these issues, even the banister safety issue; despite being 2 months into the 1 year warranty on the brand new townhouse. We had to pay for all the repairs ourselves. For anyone interested in these homes, we advise you to find a very thorough inspector (ours was obviously not) and go through the home with a fine comb because Pulte will not repair anything after you have paid for it.

    A few of our my neighbors have discussed these issues and we agree that it is likely the result of cost cutting and cutting corners. In our combined experiences we have not seen new homes this poorly constructed, or dealt with a more irresponsible construction group. We suspect Pulte is trying to sell these homes fast before the mortgage interest rates skyrocket. I was told they have been denying requests to repair these issues because they have run out of their repair budget already on the first few townhouses they sold.

    First note their website ask you to be patient due to COVID-19. We have a 92yr old mom so we took our time requesting repairs and now we are being told we are OUT of warranty. We dealt with a global pandemic their website ask us the consumer to be patient. They are aware the repairs were NEVER made yet they are quick to state CAN'T HELP. I would buy Lennar or DR Horton before I dealt with this firm. Our upgrades are far overpriced and just some simple stuff can't be repaired.... GET ANY WORK DONE BEFORE YOU CLOSE ESCROW. IT'S NOT WORTH THE HEADACHE

    Lesson learned, if the Builder asks for $10,000 in earnest money you should be skeptical. My wife and I thought that earnest money amount was high because of the demand in the Del Webb community. What we found during the construction process was a lack of oversight by the construction manager and the on-site team of construction foreman. Subcontractors are not supervised. One subcontractor comes in and damages of the work of another subcontractor who just completed their job.. Once you have given them your money there is no refund when you see the extremely poor quality during the construction process. Beware if you are purchasing an inventory home. Make sure your sales representative gives you a detailed report of exactly what is being purchased. We received a detailed report that was in Pulte code, this document was very difficult to decipher. The end result is although a detailed report coded was provided by sales.

    The report says or mentioned a lot of upgrades next to the code, the actual Final delivery was poorly made fixtures and cabinets which were poorly designed.. Make sure sales gives you a detailed report in plain English of what you’re purchasing and shows you what you’re actually purchasing. Every day was be like Christmas. As the home was built we got to see what they called an upgrade was actually cheap substandard products. We are still dealing with property that was not graded or leveled for drainage. The sides of our home as well as the backyard is a swamp land that grows mold. I’ve never seen a water meter box fill up with water when there is no leak from the actual water meter, my neighbors just run their sprinkler system.

    After you close on your home you can just about forget that there was a punch list because construction is unresponsive and uncooperative with unreasonable resolutions. They know once they’ve got that $10,000 that you are not gonna to break your earnest money contract when you see their poor construction and workmanship. Once you’ve closed now you’re behind the eight ball. I don’t recommend Pulte, But I’m certain that’s obvious by this review. Since closing we have found there is a huge drainage problem in our backyard is a swamp. Pulte does not Vet its contractors. As far as I can tell the company they are using to make the repairs does not even have a license or insurance.

    Purchased new build 4/29/22. We noticed during construction lots of water around and in the foundation. We received verbal assurances that the issue was only temporary and wouldn't be an issue after construction was completed. Since we moved in our two sump pumps have been running nearly non stop. Found out later the builders knew about the water issue but continued to assure us there would be no problem. Contacted Pulte customer service and told us it was not their problem. We would never had purchased from Pulte if they would have just been honest with us.

    We built our home between April-Dec 2021. In the sales/contract phase, we were required to give Pulte Finance our information even though we walked in the door letting them know we already had our own bank and financing. The sales rep assured us it was a 'check box' to get the permits and nothing more would come of it. Our credit was pulled the next day, dinging our credit report. We got a flimsy apology. For the construction phase: this was a difficult year for supplies, labor and timelines, so we gave a fair amount of flexibility in that portion of the build. That said, we had to really scour our Contract and change orders constantly and ask any question not thoroughly spelled out. For instance, the option of adding a third garage did not automatically mean we got a garage door opener. We had to ask about it to find out it wasn't included.

    Our 'Celebration Day', which is supposed to be the day you walk through your finished house was not a finished house walk through. They were still finishing the house then and well into the week after we took possession - shutters, corbels, paint and patch, carpet tack downs, etc. We are still waiting on a replacement cabinet that they have ordered and delivered an incorrect part for three times. A BIG issue is the landscaping, which we didn't get installed until 18 weeks later. We knew of the seasonal delay but did NOT know we would have zero input into the landscaping on our property. They offer 'packages' with no options or input from the homeowner. All discretion is left to whatever third party landscaper they choose and the plants they want to give you.

    I had to fight and get the boss of my field manager involved to remove the plants that were toxic to my dog and ones I was highly allergic to. They removed them, gave them back to the landscaper, offered no additional remedy or refund though we had spent many thousands on this landscaping. They also were false about what our village and HOA required, which we discovered by contacting those parties on our own.

    You will also find that getting any warranty work is extremely difficult. At this point, we have already been through 2 warranty managers and the current one doesn't even know how to interpret warranty details. She has threatened to mark us void of our warranty twice, which we resolved through her management. They apologized for her lack of knowledge. Overall, this is not a bad home in quality of the build. You just have to ask everything in great detail and push them very hard for any communication. Remember, this is YOUR home and just their JOB. Know what is important to you and push for it. Also, retain your own legal counsel as a stand-by and to monitor the process on your behalf.

    It has been 2.5 years since my house was built with Pulte. It started with the wrong basement floor plan being poured. They refused to fix it, after many complaints we finally received a small reimbursement for lost square footage. This cause the house to be behind schedule. There were many open items when I closed that I was told would be fixed. Due to a great warranty person, she is no longer there, a lot of it was fixed. The drywall was finished terribly, they tried to fix it at the one year warranty but the made it worse and I now I have spots all over my house. I was yelled at for moving tape as they would not fix something that wasn't originally called out, even though it was obviously bad drywall and I did not add or move the tape (to mark the bad spots). I have had to go back and sand many spots that were just painted over.

    I am a single woman and almost every contractor including the warranty person has made comments about how women cannot fix/install/work on a house. 2 years after moving in my hardwood floors are coming apart in multiple areas. I attribute this to poor installation. There is a long crack in my foundation but it is not big enough to fix. Yet, with the flooring issue and my cabinets have come off the wall, I feel maybe this crack is the root cause. Pulte is refusing to do anything.

    One of the shower pans has had a crack in it since I moved in. This apparently got lost as so many larger issues had to be resolved, replaced damaged furnace, hood stove, stairs, long list. At 1 year warranty they said they would fix it, still not fixed. When I reached back out to warranty they are now saying the homeowner damaged it and refusing to have it fixed. It is disappointing to build a large home with a company and get this kind of treatment. I do not recommend building a house with Pulte and I will never again.

    Pulte is worst company to deal with post purchase. We bought a new home and had 1 year warranty. They took forever to acknowledge issues and did worst job in fixing them. On one occasion their staff member visited our house to inspect flooring issue, we asked him to wear mask as we had a new born at that time in house during covid outbreak, the staff person became really grumpy and did such a ** job. Their staff came to fix the paint issue and did a wrong paint on our wall, we asked them to fix it the staff member said contract says we will do fix only in 1 visit and there is no guarantee for paint to match. My wall is left with patches. Hate this company, no one should buy from them. Hope they get sued big time

    We have had difficulty with the air conditioning system in a Phoenix home recently completed. After a number of calls over a 4-5 week time period (and waiting on hold 3 time for over an hour) we finally got them to schedule the HAVC people to come … a week from now. In Phoenix with temperatures getting well above 80, and having guests coming, this is another example of Pulte's attitude toward their customer. This problem has been going on for weeks and we now have to wait another week to get someone here...ridiculous. This only adds to the other warranty work that was to be done and never resolved yet...5 months later...

    If there was a negative number I would have given that. Worst builder I have had to deal with. Please don’t buy from them. Their construction, which they claim is top notch, is so very poor. I bought a home in Del Webb Union Park community in Aubrey, TX and closed on it last December. So far none of the defects have been cured. I still do not have my upgraded dishwasher I paid for. Field manager Greg ** is along with customer service department is as useless as they come. Left so many messages and followed with emails even leaving a message at their corporate office, no decency to acknowledge the call or follow up. They charge enormous amount for upgrades compared to other builders and what you get in the end- poor construction, no follow through and no repairs. Really regret my decision.

    Built our house in 2021, took them over 6 months to build. We are seeing many defects and they take forever to get to open issues. Paint is horrible. You can't touch the walls. They are using some cheap paint. Well actually they are using everything cheap. Very bad builder to work with. Do Not trust anything they say if you are already in the process. If you are looking don't buy Pulte. Trust me you will be a lot happier with any other builder.

    We thought things were going pretty well from the beginning. The people were friendly and seemed helpful. When we got to the interior design meeting, we found out that we were REQUIRED to install carpet and that there were no wood floor choices other than laminate wood. We figured, whatever, we can deal with it and replace what we need to after a few years. We moved in during winter, so our yard had to be installed the next summer. The sod was delayed and delayed long enough that a city watering restriction went into effect (in mid-June) and we couldn't get the sod installed until August - 6 months after we moved in. They then ripped up concrete in the sidewalk and on the street, with almost no communication, forcing us to drive on the new sod to get out of our driveway.

    Finally, at about 11 months after move in, we had an inspection before the 1-year period. Our inspection came back longer than what we had received on a house built in 1913. Worse, every time we tried to get something fixed, we had to fight for it and waste time and take days off work for multiple return trips. At least 3 of the problems were code compliance issues (HVAC return vent too close to the furnace, HVAC exhaust and intake too close together, and attic insulation below code levels). And we had 2 different service techs, from different companies, tell us that the original install had not been done properly by their own people. In summary: We have no trust in Pulte's quality control or ability to build a home worth living in.

    We had our home built in 2019 and I just have to say that there are some things that we did not notice after the build. Normally, it takes time to see any defects in the home, and one major problem we are have is the cabinetry above our microwave, the ceiling part isn't even attached which is really shoddy work. Unfortunately we didn't notice this until I was reaching for something, and I just happened to glance and notice it was there a week ago. We are also having issues with our water heater, we can barely take one shower before the water gets cold. To add to that our water pressure drops in all sinks when the shower is running.

    I filed a repair ticket with Pulte and received a call back from Bill, when I explained the issue had a snarky attitude with me with not remorse and told me all my issues were out of warranty. This is highly frustrating as a new homeowner, and now I understand why their warranties are short. When we moved in, we also had a few bushes die which were only covered for 30 days, this is absolutely ridiculous as that's not enough time, especially to inspect the home for any flaws mentioned above.

    The only reason why we bought a Pulte home was because we love their floor plans, but their customer service and the people who build them are horrible and do really bad work. We've had other issues were there were wrong screws used, outlets painted over, and some parts of the house not even painted. I'd like to speak within someone at Pulte about these issues and have the plumbing issues repaired, as well as address the cabinet issue.

    Purchased a Pulte Condo in Novi, at Woodbridge. The quality of the windows for a 400k plus condo is a joke... Cabinets that are literally broken, supposed to be soft close...don't work. A whole upstairs bathroom was not completed... No caulking, no actual hardware...like handles...unfinished paint. Dirt and mud so bad in the patio door walls, the doors would hardly close. The service from the builders was at best OK before you close on the Condo. After we closed... Zero people returning calls or emails... True story. Look elsewhere my advise.

    I purchased a home from Pulte and closed in June of 2020 and had no choice but to take Whirlpool appliances. Pulte does not offer high end appliances in order to maximize their profit. The first thing that failed after only 3 months was the Microwave and because we didn't want to get the same cheap microwave we upgraded and paid 400 for a Kitchen Aid, same size but never received the trim kit that matches the oven that came in sometime in October 2020. It is now January 2022 and we are still waiting for the trim kit. Every time we call to find out we spend hours on the phone.

    The refrigerator is a cheap version of the worst refrigerator made in China, the ice maker works ok but ice gets stuck in the chute and when it doesn't get stuck half goes to the glass and the other half to the floor. Poor design and we are stuck with it. Tried to buy an LG from Costco but it won't go through the door so again we are stuck with this small refrigerator with no room for groceries for two people. Stovetop is also cheap, only looks good the day we got the house, one of the burners would go off when turned to low with gas still flowing.

    Grates look 10 years old but must admit we cook every day. Oven will not calibrate and it is not accurate so we have learned to set everything 10 degrees higher to make up for the variance. Dishwasher had issues as well, unless you run it for 3 hours the shorter settings always have dishes or utensils still soiled. Warranties have expired after one year so it is now time to replace almost everything if we want decent appliances. Very disappointed but I blame Pulte for buying cheap.

We are financially stable, great jobs, and good credit that well qualified us… But she didn’t bother to reach out to a potential buyer.. It’s unprofessional and rude to see people treat others like non human… We have every right to live comfortably just like any other race.. If we had done more research we would have never chosen Pulte. Found it very interesting how they release lots to be sold as well and then say the price is about to increase. BEWARE. Please research and review ratings before buying. These are cheaply build homes and they are misleading with their beautiful model homes. Huge mistake to buy an overpriced cheap Pulte build home.

    Stay away!!!! Stay away!!! from Pulte mortgage..... I gave them 1 star because there is no place in here I can give them a lower star than this. These people are the worst!!!! No customer service at all. They are horrible. We started a process on a new construction in february 2021 and 10 months after one week before closing they denied the loan just like that!!!! That was the most inhumane experience with this people....

    Mind you, we had a lease on a rental house that we had already told them we were leaving, movers already set up and utilities and stuff for the move....One week before the closing these people just like that denied the loan....I called them out as that was monkey business because I am 10000% sure they denied it because the house appraisal was wayyyy lower than what these people are asking for those new construction homes....So my sincere advice is.....do not use pulte mortgage...I am sure this has happened to many people just like they did to us.

    After engineered wood flooring splintering from day of closing, Pulte agree the floor was installed improperly and they would replace it after 2 years have passed. We followed Pulte’s instructions to move our items on the first floor of our home to one side while they removed the wood floor on that half to let the concrete dry. Instead of letting the floor dry, Interior Logic - the contractor Pulte used - decided to sand the concrete spreading dust all over our home. Everything is covered. Concrete dust is in beds, dishes in cabinets, carpet, clothing in closets and drawers. Every square inch of our home has concrete dust on it and they are ok with this.

    Pulte sent out a general maid who wasn’t even allowed to touch our personal belongings. They wiped the counters and blinds, and after a month cleaned the ducts and had the same company come vacuum with a typical vacuum, but this didn’t make it close to livable. We hired an industrial hygienist who suggested a disaster relief company was needed. We have been displaced for almost 5 weeks now with no help from Pulte. We are left paying so far over $10,000. Pulte just doesn’t want to do the right thing. They have insurance, use it! Such an awful company! Bad rep for a reason. Never again.

    We purchased our home over 3 years ago. Soon after moving in we heard clicking and popping noises from our ceiling/roof. After 3 years and no answers we were forced to sue Pulte. They were not responsive and until I sent an email to the CEO and mentioned a lawyer they miraculously found the problem. We have multiple cracked/twisted trusses. Pulte brought out their “team” to find the problem, form a plan and fix. Over 3 months since their team was at our home….nothing. We love our home and community but would never buy a Pulte home again. Beware!!

    BUYER BEWARE!!! Pulte is the absolute WORST builder ever. They have no regard to human life whatsoever. Let me explain… The home early in the process had some windows busted out at the rear of the house. The house backs to a major street. My family would visit the house often during the build process, and noticed that more windows were getting busted throughout the process. I had no idea what was going on and just assumed that the construction crew broke them on accident. Come to find out 2 weeks before we were supposed to close, my home along with all the others on my same street were constantly getting vandalized by people throwing rocks from the sidewalk just on the other side of the wall. (SEE PICS of the damage and huge rocks on the wall next to my house)

    One of the neighbors that closed on his house told me that he had to install solar screens on their back windows, so that the rocks would just bounce off, instead of busting out the windows. This caused a VERY HUGE concern for my family, as the window they busted out was the window to the master retreat, which will be used as our nursery. Can you imagine what could have happened to a newborn in a bassinet if this happens again? It could be fatal! We explained our concerned and asked to cancel our contract and receive our full earnest money back, but were denied!!! How is fear of the safety of your family not a legit reason to cancel your contract without penalty? Kind in mind, this home was a spec built, so that means Pulte picked out all the options, so once again we should be able to get our $16,900 deposit since we didn’t make any design studio options.

    As of right now, Pulte is holding me hostage! They will not let me cancel the purchase without them retaining my deposit. I have sent multiple pictures as proof that this is on on-going problem with people vandalizing the homes and explained my concern even to the General Sales Manager. However, they have no regard to human life or for anyone’s safety for that matter. All they care about is selling homes and taking people’s hard earned money. I have been polite this whole time, but now have no other option but to ligate.

    THAT IS JUST HALF the issues. Besides the on-going vandalism. Pulte does a horrible job building homes. They cut major corners and use the cheapest materials possible! I have included pictures in this review so that you can see. When my family and I would come visit the house during construction, we would see workers kids working on the house. Our house was going to cost us $670,000 and I couldn’t believe that they put in the cheapest carpet, padding and toilets. Nothing in the house matches. They put in the cheapest chrome faucets with black cabinet pulls and brushed nickel door handles. The kitchen island is being held up by shims, since they cut the island uneven. (SEE PICS)

    During the frequent visits during the construction phase, we caught a man peeing in a bottle in the master bedroom closet! I took pictures and shared them with our sales consultant.     Our new home was constructed by Pulte Home and we closed in September, 2017 (Auburn Hills, McKinney). I understand everybody's experience is different but mine was really bad. Pulte used the lowest quality material you can find. Within a year moving in, we had problem with everything. You close the door, the bottom of the door is a gaping hole. They kept adjusting the door without fixing it until the 1yr-warranty is over. The counter top was not level and so the sink mounted under the counter top separates from the counter top. We had leaks under kitchen sink and when we opened the cabinets it was an eyesore..see pictures for yourself.

    The bricks were falling off I had to caulk them myself. I have seen possible foundation issue which I will have the city check on. A/C and heat distribution around the house is uneven. The only positive is the location and generous room sizes. We have come to terms we will gradually rebuild everything since we love the location and neighbors we have. They have great PROSPER ISD schools for our kids.

    This was our third time with new construction and the worst experience ever. The structure of the home seems overall pretty good, but we’ve only been here a week (Columbia, TN), so take that with a grain of salt. Their weekly build update emails are generally 4-5 meaningless words. The finishing of the home is awful. Serious lack of attention to detail: grout smeared on the granite which was also scuffed and scratched in places, awful paint job throughout that was repeatedly “redone” with no major improvement, paint drips and blobs everywhere, scuff marks on the walls and floor, holes in the grout, scratches on the cabinetry, unpainted areas throughout, and super cheap no-name faucets and “carpet”. Zero options for upgrades that we gladly would’ve paid for. I could go on. No one really cares during the process. Once you move in, they care even less about you and just tell you to claim it through the one-year warranty. Never ever again.

    We are currently building a home with Pulte. The home has failed all 3 rough inspections. Major design changes by them without any consideration to us the buyer. You would get better customer service buying a $20 shirt at JC Penney over buying a $430,000 house from Pulte. Pulte, Overpromises and Underdelivers. Save yourself the hassle. Pulte uses a vendor for contractors that are not dependable. Pulte let the rain pour down on our framing for weeks without a roof or sheathing causing mold and now we are fighting for remediation. Use a custom builder. You will have a lot more control, dependability and transparency. We haven't had supply issues, we have had integrity and dependability issue. Learn from our misfortune.

    We purchased our home in May of 2021 and moved in August 2021. The builder Mike was amazing as was the realtor for Pulte. Beyond that everyone we have dealt with has been a disaster. We have had so many issues since moving in, and even more issue getting Pulte to get the issues fixed. Many of the boards under the cabinets were not nailed down, drywall looks as though it was done by a child! There are so many drywall issues, knicks, uneven walls, and paint just dripping down the walls. The kitchen sink is not mounted correctly. Instead of clipping the sink in they mounted it to the side of our cupboards and two general contractors have come in our home and said this sink will fall. The granite for the sink was not cut properly therefore this is how they had to mount my sink.

    The garage door has one spring which a garage repair man has come and said to support the weight of the door and every day use it needs two springs. The garage shakes violently as a result. The stair railings came off the wall. The master shower is leaking water due to a missing part on the door that has still not been fixed. The cupboards are coming off the hinges in the kitchen. Lights have burnt out that they said should last 10 to 15 years! And you can't just change the bulb. The whole light needs to be replaced. The cupboards in the kitchen are not even accessible due to the fact that Pulte does not put any knobs on the cabinets.

    Our AC unit has gone out twice in three weeks and we are currently sitting with no AC. Called the emergency warranty last night at 10pm and got a call at 8am asking if anyone had called us through the night. When I replied no, the man said he would have someone call me back. No one from Pulte has reached back out and I have left several messages this morning to try and speak to someone. The AC people called and may or may not be able to fit us in in the next two days.

    When the warranty guy from Pulte came about two weeks ago I explained when the house was being built there were times we would come in and find beer cans laying around and the guys smelled like **. His reply was shocking. He said there was nothing they could do about the beer, if the guys wanted to drink after work they could but Pulte does not condone smoking illegal substances while on the job! I said I have a huge problem with contractors using my home as their after hours drinking spot, and I am not convinced they weren't doing it while working as the craftsmanship in this home is so poor. It would make sense. They were drunk!

    Overall the craftsmanship of this home is terrible, and Pulte just keeps telling us they lost money on the sale of our home. Honestly, we could care less we paid for a new build and got a poor product. Even if you lost money you should still take pride in the work and deliver a quality product. They failed to do so. I would not waste time or money on purchasing from Pulte Homes. We sincerely regret our purchase and will be working to move out of here as fast as possible!

    I purchased a Pulte home 4 months ago. In terms of overall workmanship, nothing too major in my case (thank goodness for the reasons I will outline!). Many smaller issues needing attention, however, lack of attention to detail which continued past the "fixing it" point, because when they did come out to remove grout / paint and heavy scuff marks on the walls and floor as one example only, it didn't get completely done, and they were out the door before you knew it and couldn't inspect. Then electrical issues. Well they only work from 8-4 Monday to Friday. If you happen to also work Monday to Friday, as I do, rom 0730-430 and have any commute, you cannot be home during their hours of work. They will tell you that you will need to take time off from work to meet their 4 hour window requirement. For people getting paid by the hour....you do the math!

    And there is no flexibility, they will tell you to call Division 16 Electric and work it out with them, but their hours, according to their message, are about as useless. 0730 - 330 plus they never returned 3 messages left over a week's time. Speaking of... I've also left phone messages with Pulte (3) and email messages (several) with one of their field personnel, Angel, with no response at all from Pulte Warranty Office, an occasional reply to some of several questions from Angel (after you talk to his boss). Just had to let others know, it doesn't seem like it's much of a warranty if you're not reasonably responding.

    We purchased a new home from Pulte in 2019 in the Aloravita Development and are having cracks appear in the ceilings throughout the home. We have contacted Customer Service/Warranties to only be told it is our responsibility and we should hire a structural engineer. This is disappointing to say the least. We have been hung up on by customer service representatives who can't provide any any help let alone escalate to someone higher in the organization. It would be nice if Pulte stood behind their work! Will never recommend Pulte Homes to anyone!!!! So disappointing for the amount of $$$$ spent on their shoddy workmanship!

    I purchased a Pulte Home in Indio, CA in 2015. The house was excellent. Very well built. No complaints at all. I would still be there if it wasn’t 115 degrees all summer. Really, I am sorry for those who had bad experiences but I have to say that my home was terrific.

    I am quite disappointed with delay in delivery of my home. When I booked my home, I was promised closing date as end of Aug. I understand that contractually they need to be safe and got contract signed for Oct, which gives them safety buffer. I was going by committed date and not contractual date. With the delays, they are now talking about delivery in Oct. I am just one month away from committed date and they are delaying the date by 2 months. Please learn from experience and plan accordingly.

    House is appraised for $675K. I am sharing some photos of this wonderful house. Builders don’t give a damn about their client's #PulteHomes. Salesperson has told me that she can’t give me phone number for the upper management to talk regarding an unfinished home which was recently closed with a promise that house will be done by the time you guys close and then house will be done by time you will be back from closing. 5-6 hours work was left and most of that is still as-is after a Month.

    Home inspection was done and there were many issues with the house. Got the house inspected again at given time by Builder but inspection came out almost the same. So basically no issues were fixed that came in Inspection Report. I asked #pultehomes if we need to postpone the closing due to house will not be done via email. #Pultehomes told us that it will be done by time inspector will arrive here. But nothing was done. Paid inspector again. I have both inspection reports on file. So I asked Pulte homes (Builder) again if we need to postpone the closing. He said everything will be done before closing tomorrow morning. So we came next day before closing for final walkthrough and everything was as is (still no work done). Only one guys was working on master bathroom bathtub.

    Builder start making excuses that my guys got late last night so they are on the way and they should be here any minute and it will be done by the time you will be back from closing. So came back after 4-5 hours and saw house as-is, dirty with paint spots on floor and door handles, Switches and sockets not aligned, Sump pump pit with mud and trash, basement beams with mud on, a hole by the basement beam to the garage and all the other issues in the inspection report and the guy working on bathtub left the work in the middle before we came from closing and never came back. So we called Builder. Now it’s been a month and struggle still continues to get the house done since then. House should have been finished before closing. Builders shouldn’t force buyers to close on a house with false promises if house is not 100% complete.

    When asked sales person to get me the contact for upper management. Her answer was that she doesn’t want to give contact information because she doesn’t feel like upper management should be involved and she is not authorized to give upper management phone # to a Realtor, Seriously! Builder built 6ft wall separating side yard from back yard with no access and saying that this is total normal. BUYERS, Make sure your house is completed before you close. DO NOT close on house if not at 100% completion. Waiting few days is better than struggling.

    We built a Pulte home in Minneapolis late 2018. It was the same as the model home in the area as we liked that layout with a basement, main level and a loft. In general the home is nice after several minor adjustments and repairs. The main problem has been the HVAC system, which from day 1 was incorrectly wired by the installer. We selected the option to add a 3 zone system for an additional $6,000+ to get a more even control of the 3 levels of the home. After the miswiring was corrected the heating worked adequately. This summer we had a very hot period and the air-conditioning system did not keep up if it was above 90 degrees outside. The compressor kept running constantly until late night.

    I discovered that our home – for the extra money – only has a 2.5 ton A/C system, while several identical and smaller homes have a 3 ton system. Speaking to those homeowners, their A/C system works fine. When asking Pulte for an explanation when they advertise an “appropriately sized to deliver outstanding efficiency” for their HVAC systems they showed us a basement only calculation to try to justify the 2.5 ton A/C system.

    Two independent contractors have been here both telling me that our system is wrongly designed in several ways. One of them did a professional analysis for each room of the home resulting in a 20 page report telling us the home needs a 3.5 ton A/C system. Pulte’s last comment to us stated “It sounds like the equipment is performing in accordance with our warranty and industry standards”. So it is more than obvious to us that Pulte do not stand behind their advertised information and have no intentions in correcting the problem we are faced with. Several emails and non-returned phone calls to Pulte people is where we stand with no solution in sight. I would not recommend a Pulte home if you want comfort in the summertime. Beware!

    Pulte Homes they have nice looking model homes but they do horrible job, when it comes to finishing. On my home they used broken window trims, extra gutter pipes all over the place not capped, it took them 7 months to paint the window trims, it took them 7 months to make my driveway and 2 days later it cracked from one end to another, and they are not fixing it either till it 1/4 of an. Bad paint job all over the house, drywalls are cracked everywhere. 7 month later they still haven't filled the front yard or backyard. They don't take care of you after closing. Once they get their money they don't care. If I had a choice I wouldn't do it again or recommend.

    Bought new home during covid. No warranty work being done. Now that workers are coming to fix things, Pulte will not honor their warranty past 11 months. And the workers they sent were very poor workers. I ended up doing most the work myself. At least I know it is done right. Never again, pulte. Never will we buy your crap.

    I closed my home with Pulte on April 4th 2021. During initial Walk through issues were identified, and they promised to fix it before closing. That didn't happened. After closing noticed that there were lots of problems and took a lot of effort to schedule to fix them. I had to babysit all the contractors. After move-in found more issues and have been struggling to get them fix. The communication from Pulte is horrible. I would not recommend them if you are looking for a new home.

    I purchased a condo in 2010. The original builder was Centex and pulled took over. I can hear everything single thing the upstairs neighbors make. Talking, walking, running, crying, snoring, name it I can hear it. Did I mention their living room is above my bedroom. This is the worse purchase I could have made. The materials they used are below grade. Save yourself the trouble. Do not buy from Pulte at least a condo where neighbors are above you. You will live to regret it. I wish I could file a class action lawsuit against them.

    I thought that Pulte was a reputable builder but they are terrible. They do everything possible to cut corners. Crappy building material and terrible contractors. Shop around but don’t buy Pulte!! I have bought many homes - new and existing construction. Pulte is the absolute worst by every measure.

    The builder did a terrible job installing my sod. When I questioned the installation, the Pulte salesman told me that it would be addressed. When I put in a service request, Pulte's management stated that once the sod was installed it was no longer covered under warranty. I had to foot the bill to have the sod completed reinstalled.

    The Pulte home buying/building process has been a nightmare. We have to notify them of their mistakes!!! For example, they painted the interior of the house the wrong color!!! Installed the wrong garage door! Installed the wrong dishwasher without telling us about it. Put the wrong material around the front door; they put up siding instead of brick and then argued about their mistake. The initial design that we chose became "unavailable" about a month after we had chosen it and we had to start that process over. The start of construction of the house was delayed by this issue. They have seeded the yard before putting in the irrigation system. Now, we are not sure if the right carpet was installed and they will not show us the sample we had chosen!! Bait and Switch??? We have asked them to prove us wrong. These are just a few of the issues that we have had. My warning to any future buyers is to be skeptical.

    Should have done research. I assumed builders that have been around as long as Pulte must be building quality homes. Half the windows were not level, they fixed this after we moved in, cool. Less than a week after we moved in garage leak. Called the maintenance hotline and they said it wasn’t an emergency they’d put in a ticket. Guess I had higher expectations for a half million dollar town home. Feeling a lot of regret six days after buying a Pulte Home. Very poor construction.

    I didn’t think I would end up writing this review, and I must say that I regret not listening to the people that wrote previous reviews. Foolishly, I read the reviews about Pulte Homes and proceeded to purchase a Pulte home. Big mistake, and sorry for doubting all of you. Before closing, there was a laundry list of issues that were promised to be fixed after closing. Some were small, others pretty big. The more minor issues I fixed myself or the supervisor had resolved. Without being petty, I will say the overall workmanship was poor.

    The biggest issue I reported was visible seams on the ceiling. I tried to work with the Pulte team on getting the ceiling issue resolved; however, after two months and five Pulte people later, I was told, “there isn’t anything further we can do.” I’ve been given a myriad of excuses why the seams are visible; here are some of the more comical ones were, “well, your house is set East to West, so you’ll see the seams,” “they aren’t seams; they are shadows,” “gravity pulls on the wet drywall mud so you’ll never have a seamless ceiling.”

    In addition to the visible seams, the other topic that got under my skin was the Pulte team talking to me like I have zero knowledge about the home building process and that I should accept defects. Just today, I was told, “I have twenty years in construction, and visible “shadows” (seams) are very common.” In reviewing this entire process, I’ve realized that Pulte doesn’t care about the homeowner. It’s a turn business. Sign the contract, and they are done with you. Honestly, I cannot say one positive thing about purchasing new construction from Pulte.

    Beware of deceptive practices! Pulte offered us a Loan Estimate beating another company we sent them. We signed and then three days later Pulte called and said it was a computer error and they refused to honor the deal. Literally breaking a legal document and invalidating our rate lock we signed for with no legal just reason to do so. They then wiped us out of the system completely and told us we could take what they gave us (now paying for points for the same rate lock) or use someone else. Talk about trying to pull a bait and switch.

    Pulte does not respond timely with their first year warrant service and their communication is very poor. I have been waiting since January to have an air leaking sliding class door replaced on my energy efficient home and for my interior doors to receive finish painting and staples removed from them.

    We purchased our Pulte built townhome back in 2018 and a few months later we ended up with a roof leak in the garage. Long story short, it took about 4 attempts before the roof was correctly fixed. Now we have problems with our AC unit and have been told the unit is too small for the square footage. Numerous owners on our street have had the same issues with their AC unit. Pulte claims it's up to code. Even our HOA is in litigation against Pulte. Why do these big companies continue getting away with cutting corners at the expense of the homeowner?

    I went to the sales rep and applied for 2 homes and paid the initial amount on both properties and applied for the Pulte Mortgage. I was told that if at closing time I was approved for 1 property, I will be able to transfer the money from the first the other property for the one I was approved for. I was also told that the whole buying process is smooth since it is all within the Pulte companies.

    First Mislead; At the time of closing, I was denied for one of the properties and approved for the other. I requested my money to be transferred from the property that I was denied for to the one I was approved. I was told the builder will keep 50% of the money which I was told before that I will be able to refunded the amount if Pulte mortgage declined to give me the loan. They kept blaming each other as it is the fault of the Pulte mortgage and/or it is the fault of the builder. In the end the sales rep mislead me at the time I was signing for the property and paying the initial amount to reserve the property.

    Second mislead; They called me a month before the property was completed and scheduled a final walk-through and 3 days after for the closing. For a whole month the Pulte Mortgage have been asking me for documents and income and I submitted everything they asked for. After I signed for those dates I was told if there is a delay in closing from my side I will pay $250 for every day. The closing day came and passed and now they want me to pay for the delay on top of what I have lost before already. I was told by the Mortgage company that the delay is from the underwriting. So now I am getting different people from different departments (all under the Pulte umbrella) who do not communicate with each other at all, put the blame on each other and the result is the customer is being penalized for all their mistakes.

    I asked all of the reps to have any of the decision making people call me (the customer) and no one cared to call me until today. The sales reps are either not knowledgeable or they give the customer what they want to hear to get them to buy and hide other things. They will blame you that you signed a paper for it. So my advice to you, do not trust what you hear from the Pulte employees and reps and make sure to read between the lines or get a lawyer to read every single paper they will send you before signing. they cannot be trusted even if you ask specific questions and you get a lie not the true answer.

    Many quality, workmanship issues with the subcontractors. I have been trying to get several of the urgent items resolved for 5 months now. Management does not care once they get your money. I would never build or buy a Pulte home again. The majority of the neighbors in this new development agree and are frustrated with the lack of responsiveness and urgency with the Pulte warranty team. They mass produce the homes and build them at a break neck pace with little to no regard to quality or workmanship. They need to stop building and take care of the people who recently purchased homes.

    I purchased my Pulte home in February 2020. It was built and move in ready by August. Any of the minor problems I encounter are immediately scheduled for repair. Not a lot of faulty issues but at any rate I can get an immediate work order submitted via email to the service manager. No complaints at all. Great builder. I saw the negative ratings and wanted to even the score with my positive one.

    I did not read the reviews here before we started dealing with Pulte and lucky we did not buy a home from them. We were looking to buy into the Briargate 55+ committee. We went to our appointment on January 20th 2021 which did go well but we had done our homework on what we wanted. Kae was very nice. She told us she would put us on a list and we would be called on Friday after 3pm January 22, 2021 and we would go from there.

    Well then we got home that day. Things change. We were then told we had to go up to the property and sign up on the list then after we did we could not leave till they called us, and that we should arrive as early as possible. We would have to stay in our vehicle. There were no bathroom facilities for us to use and we would of had to stay in our car for hours in the freezing cold. It's 19 degrees out today, this is not how you treat people. So if you want to be treated like you are worthless and they tell you what to do like you worked for them then this is you builder. I believe They forgot that you are the one with the money not them.

    We purchased a beautiful Pulte home in the Cuneo area of Vernon Hills. The home was ready when promised and is beautiful. We still love the home. Overall, the workmanship appears to be fine. Some areas of frustration include the following:

    1. Tile work in the master shower is subpar. The tiles do not line up and some tiles stick out further than other tiles.

    2. Several doors do no close including the front door and garage door. We are unable to use the front door as it must be locked or it will blow open. We have contacted Pulte to fix these problems (over 2 months ago). Pulte advised us that due to Covid, they are not going to repair the defects. Meanwhile, my brother drove past the home while we were on vacation and noticed our front door was wide open.

    3. NEW BIG PROBLEM - We paid to have the basement plumbed for a bathroom. The Contractor today opened the black box for the drain and realized that Pulte had poured concrete into the drain. The bathroom drain was covered by a black box. We have reached out to Pulte to fix this defect, today.

    4. I presume this is to be expected, but there are two long cracks in the ceiling and one in a wall. We just followed the required steps for these cracks to be corrected.

    I am concerned Pulte will give us an excuse as to fixing the cracks or removing the concrete from the drain in the basement. If possible, I will update this review to let you know if they fix the defects or give us an excuse. It appears as if Covid only affects their workers when they need to fix defects on sold homes but not building new homes.

    We contracted with Pulte in August of 2019. We lived in another state. Commitment date to finish construction was not honored. The quality was substandard at best. Walls were not straight, doors do not close properly, house was extremely dirty day of closing, grout was not color ordered would not correct, finish on walls was substandard, holes around all switch plates, holes in grout, missing grout, paint was missing in several places, roof had two entries that they would not fix, holes in concrete on patio, caulking was cracked or simply missing, shower doors were not installed properly, medicine cabinet was installed improperly, caulking around windows and doors was missing.

    I had 33 items I reported on survey that needed attention after closing. Very few were addressed, when painter came in to do touch ups, he dripped paint and never cleaned it. I was told I could clean it. Electrical problem, power to refrigerator kept going off. Landscaping was put in over debris, when asked to clear debris 1st, was told "not my job", also wiring was installed alongside water lines for sprinkler system. Found contract employee asleep in house, prior to closing. We were told we would close Feb 17, house was a month away from so called completion and closing. Horrible new home experience. I would never recommend Pulte to anyone. We had asked for our money back and was totally ignored.

    Total lack of communication between powers that be, salesforce, field managers, contractors and buyers. We were told we would get updates every two weeks, we received one in 6 months. We were never told of theft that happened, delaying installation of cabinets, nor of the destruction of property (broken windows). Contractors and their employees were for the most part unskilled, most do not speak English. Our field manager told us the company used the "cheapest paint" and builder grade roofing. Exterior walls were 16" centers, all interior were 24". Sales representative only contacted us when money was due, we had to contact him if we wanted information. We were told people wanted to live in Sun City so badly they were willing to accept substandard product. Lack of pride up and down chain of command on the quality of end product.

    We were told that Pulte is not a "custom" builder and any changes that we wanted would be considered custom. This is for a development in Quail Hollow in Concord, OH. So, In essence they want you to spend almost $400,000 but you can't build the home you want!

    I strongly suggest avoiding Pulte at all costs. We attempted to purchase a home from Pulte despite what we had read in other reviews due to cost and location. Every single thing is extra to an alarming amount. You will have a much better time with a higher quality builder that includes most things at similar price points. We put a deposit on a home and signed papers with Pulte including laying out our design choices ($85k in upgrades and that wasn't anything crazy nice). The next day the Pulte representative called us claiming the price was now more expensive. When I pressed on this they said their system had not updated when we signed paperwork and that they raise prices every 5 sales. Instead of honoring the agreed-upon price they were attempting to extort us for an additional $3k and wouldn't budge at all.

    After being unable to get anywhere with the representative or her manager we immediately backed out and moved on to a better builder. We are attempting to recover our deposit now which Pulte seems willing to do but they honestly don't have a choice since they have voided our agreement. We moved on to a better builder that includes 90%+ of the upgrades we had selected by default which puts us at a similar price point for a much much nicer home. In other words, don't be swayed by their low prices unless you want to buy a base level home with nothing nice.

    Drywall is starting to bow 4 weeks after closing on our newly constructed Pulte Home. Using a stud finder, I found that none of the studs were evenly placed and some didn’t even reach the floor. It was a nightmare installing shelves. I just tried to hang shelves in the garage and found that none of the joists were evenly spaced per code either. I’m not sure how an inspector would have approved it. I now have to crawl into the attic and nail additional 2” x 4”s to the joists to hold my shelves. Nightmare. Shabby construction. When I called the Pulte construction manager, he directed me to the warranty company.

    I built a townhome with Pulte two years ago. I was not happy with the builders I worked with during the construction as I felt they were always rude and rushed and trying to more on to the next project. There were lots of sloppy paint and finishing issues that I noticed after the townhome was done and after a year I started having bad leaking in my second floor master bathroom that was moving down the side of the wall and into my main floor window. I have been emailing and calling Pulte for over a year and they have still not fixed any of my leaking. Someone came to look at it once for 15 minutes and said they would put a work order in to have it fixed and then I heard nothing for 2 months again. Now the leaking is getting worse and moved into the master bed room. I'm still chasing on this unresolved issue. I would not build with Pulte again nor would I recommend them to anyone else.

    Absolutely terrible. After spending 1 night in my house we had our first, but not last, major water issue. I haven't even slept in my house for weeks because of the 2nd major water incident in which they knowingly installed a broken dishwasher which leaked and leaked into my kitchen island causing mold. This was all in the first 6 weeks of owning this brand new house. I have major regrets working with Pulte and wish I had just bought an older house or gone with Taylor Morrison. This experience has been devastating to my wife recovering from surgery, my 3 very young children as well my my dogs, 1 of which is 15 years old in diapers and in his last legs. I work from home so I am unable to to my job or make a living as I work on commission. They have honestly cost me a lot money and personal suffering.

    Pulte Homes is an awful company and I will be sure to let anyone who wants to know what they can expect when you work with a company like Pulte. Worst of all? There's nothing I can do about it because Pulte is a big company and I am just 1 person. But hey those guys made a few bucks off of us right? All in the name of profits. I wouldn't be able to sleep at night if I did this to a family but something tells me nobody at Pulte has lost any sleep over us. I know I can't do much I suppose but I will share my experience with as many people as I can so they can avoid making the same mistake we made in building with Pulte.

    We bought our home not even two years ago as a new build. We have huge cracks in our wall and they just seem to refuse fixing. I would not recommend this builder. They are built too quick with little care of how these homes will hold up to standard. They also decided to put 2 bathrooms on the same circuit. My daughter and I can’t even dry our hair at the same time.

    The initial experience seemed too good to be true...that should have been my first clue. They promise the moon and the stars. The problem is, they do not follow through with their finished product. I have had issues with landscaping and in the interior of my home which they make a million excuses for, or ignore emails until warranty runs out then feed you the crap "it's no longer covered". Have had a hole in my yard for over a year. They did not plant the trees, which are dead, that they placed in proposal to our County and are now say too bad, so sad. Much of the vegetation in community is dead or dying. The streets are torn up by the large trucks. The drainage on every lot has been an issue from day one. The HOA is useless. Do not buy from Pulte, you'll regret it in the end.

    I was under contract with Pulte in June 2020 to buy one of their Germantown, MD properties. They lured me into a contract by offering $10,000 in closing credits if I used their lender, Pulte Mortgage. This incentive is what most buyers need to offset the 5% closing costs required for new builds in Maryland. When your closing costs are $27,000, you can see what I mean. The problem is that their contracts are structured such that by the time you find out that their loan products have terrible rates/terms, it's too late to back out of the contract and get your earnest money deposit back.

    The Pulte Mortgage loan officer told me that Pulte has to jack up their interest rates, charge outrageous fees, and offer harsh terms so they can recoup the $10,000 incentive (and more) over the 30 years of the loan. Even worse, I was told that I had to show them "evidence" that I was receiving better offers from other lenders. When I showed them loan estimates from 2 other lenders, they said it the loan fee sheets "weren't good enough" and they refused to match the terms as promised. The goal post kept moving, no matter what I did to follow their instructions. I recommend to anyone out there, please save yourself the heartache and your $10,000 deposit by staying away from this scam. They are banking on the fact that you will be too far into the contract and too attached to the home to fight back. They should be ashamed of themselves for scamming people this way.

    In the 4 years I have lived here we have gone through 4 different property managers. There is zero enforcement of the Docs. No road maintenance, weeds everywhere, dead plants in mulch beds, dead trees on property, and sidewalk and driveway cracks everywhere. Just last week the Board decided it was ok to allow a motorhome to park at the clubhouse when the rules do not allow it and it was the view for some homeowners for two weeks. Trimming of hedges and plants either too little or butchered when done. Clubhouse is used by neighbors from other communities without any enforcement.

    It takes 6 weeks to repair gates when they fall victim to a rainstorm... Really! Lack of interest by Board to resolve issues other than selling new homes, which have had an abundance of poor construction issues. Difficult to get things done without a fight and just general lack of concern to the homeowners. Always an excuse for not doing what we pay for.

    Pulte doesn’t care about the neighborhoods they build in. For the past month they have started before 8:00am on Saturday. This morning it was before 7:00. They say they will do something about it but they never do. They don’t clean the streets when they are done too. Our neighborhood looks dirty as hell thanks to them.     This builder is the worst I can ever imagine. Would not recommend to friends or family members. Extremely, disappointed with the customer care response. It's only been 3 years since I've moved into home, built from ground up. One year warranty expired and the issues were addressed. However, certain fixtures in the home after that one year started to fall apart, and reaching out to Pulte was absolutely useless.

    Frames around certain mirrors in the home are coming apart because they were not secured. Chandelier is falling from the ceiling, again because it was not structurally reliable. Yet the response from rduwarranty@pulte.com was the warranty on your home has expired and basically there is nothing more we can do. I've also tried to contact the city of raleigh building code department at 919 996 2445. Left a voice mail and no one returned the call.

    The plumbing in our 8 year home has been terrible. Leaks behind the walls have been numerous, expensive and very frustrating. Pulte should make the plumbing warranties for 10 years at least. There are numerous homes in our development with the same problems. Just ask owners in The Plantation Fort Myers Fl. and they will give you plenty of accounts of neighbors with big problems.

    I am second owner of this house that was built in 2017. Previous owner occupied only for 5 months after job transfer and I moved in mid Aug. 2019. So practically it was brand new house. However, with total of 14 months of usage, top part of concrete is already peeling off and it is worsening as day goes by. I absolutely had no idea that builders warranty would be still effective until a months ago or so. I only can wish I knew that. Anyway, I searched up internet and easily found that the cause of concrete scaling is from poor workmanship. Concrete scaling happens when it was poorly cured with water getting freeze and defrost during cold month and let me stress that I live in Fort Mill, SC. So winter months are not as cold as up north.

    Less than 3 yr old driveway looks horrible with bunch of holes where gravels got loosen up from concrete and concrete surface turns flaky and crumbs and it is spreading. It is not a good quality of concrete they poured and I will be surprised if they even used wire mesh/rebar when they working on it. I Submitted pictures and response I got was quote "our concrete contractor said there must have been some kind of acid or engine coolant or engine oil dropped!!" Yeah,I am sure if they will stand up for their poor skill and willing to do free work? Who are you kidding? First I do not have a car that leaks oil and I have not worked on a car out on the drive way. Matter of fact my driveway is levelled, so I cannot physically jack up a car!!!

    Rest assured, Properly installed concrete should last for very long time. It is common sense. You do not have to be engineer to figure that out. Heck, driveway at my previous house that was built in 1979 looks better than this minus cracking from being 4 decades old. I wish I tried to look up reviews before I bought this house expecting that it was on the market for few months and someone shortly lived in. Pulte!! I really advice whom you subcontract your work to and hope this is not something you want to have reputation of who you really are.

    Wish I would have never purchased my home in Santa Fe NM. I cannot believe the homes pass "Inspection". They will not fix anything properly or timely. They will enforce the Arbitration clause and force you through there own arbitrator "PWC". They will hide like the cockroaches they are when you shine any light on the poor construction by their "sublets" that they will sue later for breach of contract while you get a unliveable home. Pulte has leverage on all there sublets and their insurance companies - they will make more money suing their own sublets then they will ever spend to fix your trash home. Stay away! Stay away in Santa Fe.

    Pulte has been very uncooperative and not reasonable. They have notified us that due to covid19 (and the health and safety of homeowners, and their employees) they may take an unusual amount of time to make repairs to our home in Arizona. That's fine with us; we understand. What we don't understand is that they are still requiring us to provide our punch list, even though we cannot travel there due to covid19. Incidentally, we are asking for an extension of only six weeks when we think we can travel.

    An unmitigated complete trainwreck of a dumpster fire. Whatever you do go local. These people haven't a clue. 1st off they lure you in with a 9k closing cost option only for it to be less when your loan is figured out. Secondly they aren't buttoned up to save their life. 1st call for a 35 min interview was 10 mins late & at the end it was, "Oh sorry. I'm not the right person for you. I have to get you to someone else. They'll call you by the end of the business day." 3 days later ugh another 10 min late call to hand me to a processor to make an appt 7 days in advance. Processor blew off that call blaming it on a time zone issue. Even if that was true she was still off an hour & a half. Then she sends me the online homebuyer class to take saying this will really help my metrics. Nobody cares about your metrics.

    Then I got an email meant to go to someone else. Then a call saying my ratios are off with numbers that don't even exist. Now I'm hearing horror stories from friends dealing with the same company about missed paperwork...missed dates, etc & when I ask my salesperson about it he says quote, "Let's just say I'm not unhappy when some people don't get into the home they want." Enough already. Stay away at all costs 'cause there's plenty of local people willing to help you that you can reach at a moment's notice. This place is epic bad.

    In the beginning before they had our money it was a great experience. Once they had it, it became pretty bad, pretty quick. Never heard from our salesperson after we signed until the day I walked into the office and the 1st thing out of his mouth was "you're in default". Well that was not true, and if it had been why didn't he call. So I complained and we were switched to a very nice lady. She was great all the way through.

    We used Pulte Mortgage and all was good until almost 2 months into the process when after trying over and over to talk to our lender she calls out of the blue and says we now do not qualify due to something in our 2019 taxes. Almost a month before we were approved through underwriting with conditions. Those taxes were uploaded to their storage site 3 days before our 30 day lending deadline. So you would think they would return our earnest money since in essence, they were negligent and did not notify us promptly. Had they done that, we would have cancelled and they would have had to return our earnest money.

    So now, because of their negligence and mistakes they are refusing to return our money. I have tried being nice and not so nice but nothing works since they just do not care. I realize we are in the right, but the bottom line is they are so big with powerful lawyers that you can try and fight them for your money but good luck. All this happening right in the middle of COVID 19 and they still do not care. Of course that is just my opinion and I am sticking to it. Pulte Mortgage now just ignores my emails, and phone calls. We have proof of the date of the disqualifying document with a picture of it sitting in their online storage area with a date stamp beside it. We have even sent emails to the CEO with no replies. Not even one. Run the other way because you will not win.

    Pulte does not stand behind their product. With the slow down in home sales, you will have a choice in homes that are close to being complete. Drive past the Pulte communities. We had three pages of work that needed to be fixed after production. The manager chose to do the easiest of the work and has left us with a huge crack in our UPGRADED quartz countertop in our master bath and a master shower that is not level and therefore the grout lines in the tile are from 1" to a 1/4" inch up and down the walls. In the three months we have lived here, we are have without power for 18 days. We had to bring in our own electrician the last time because not having power in all three bathrooms was not considered an emergency!! STAY FAR AWAY FROM THIS COMPANY!!!!

    My wife and I had great expectations when we signed on to build our new Pulte house. It has been a nightmare. Even a month after closing, we are not fully moved in and paying storage fees. Hardwood floors and carpeting were installed over 3 weeks before closing and not protected. There was paint, spackle and sheet rock dust ground into the carpet and floors. We should have never closed until everything was fixed. Floors are scratched and carpets had over 100 blotches of paint on them. They went someone in with a damp rag to clean them up. All they did was smear the paint. Now had to move everything out to have a cleaning service come in to try and fix them. Floors will never be fixed.

    Quality of finishes was sub-par to say the least. It took a crew of 3 a whole day to fix finished and still have issues. No pride in work being done and no training. I caught them putting second coat of paint on wall 20 minutes after the first coat was applied. I picked up the can of paint to show the builder that redcoat time was 4 hours. I was told too late, already done. Even after they left, I am finding areas they started to fix and forgot about it. I have wood filler on moldings waiting to be sanded and painted. I guess they’ll stay like that until I do it myself.

    Landscaping was included. The sod was put down in 3 stages. As they had leftovers from another job, they would throw it down on our property. They finally completed it but put it down before sprinkler system went in. Now they had to rip it up and install that. Sod is now a mess. This is the third house I have built. By far, the most expensive and also worst quality. I would avoid them at all costs. Worst experience of my life.

    Buying our first new from scratch home was a very exciting idea. BUT! One of the worst buying experiences ever. What a total and complete ripoff and waste. The materials and workmanship is like???? The school projects we did way back in the day when schools had industrial arts. Only then, when a mistake was made. Good teachers gave you the opportunity to correct them in seeking your best. We were so caught up in the hype of a new home, I was out @ our site every single day, and let me tell ya. I saw more BS (BAD STUFF) allowed that if they had a lemon law in place for construction.... this company would have failed and would not have been allowed to be in business. AWFUL!! I caught them placing busted boards with holes big enough to drive a VW Beetle through, Warped 2x4’s, cracked wood, etc.

    My basement wall prior to my signing was as crooked as FORREST GUMP'S spinal cord... they did redo. After much discussion with of course. My 11 month inspection was a joke, because the minor issues they took care of, such as touch up paint, caulking and removing and stretching out some carpet areas where the floorboards popping now the whole entire upstairs pops throughout the upper level.

    However, in my kitchen between the stove and the island where the sink is located the floor is so spongy, you feel like you’re walking on a trampoline. I have contacted the company representatives as far as the foreman involved who is no longer with that portion of the company. I have contacted their inspector. I’ve contacted his boss. I’ve said that I was going to go on the local news and still nothing! Out of the 30 homes in this community I know about half of the homeowners and each and every one of them have some type of complaint and many regrets that they bought a PULTE home. During my outside inspection of the 11th month I told the guy that my roof was sagging. He told me not to worry about it unless it collapsed. Duh.!!?

    I mean I could go on and on and on. Last night we had a meeting at our annual board meeting and a lot of these issues were brought up so I found out that one guy had gone online as I’m doing now and made a bunch of complaints about his home's condition, and believe it or not they’re going to come out and repaint his house. I have asked that my house be repainted. I have submitted picture on top of picture and I was told by someone that he would do everything he could to see to it that it got painted because during the signing over of the home we all noticed missing paint from the outside of the home now but it is been over a year since we have been here.

    The caulking has separated from the hardy boards. The boards are flapping during a good wind gust. I have a big chunk of concrete missing from my footing. None of my windows were plum. I went to Lowe’s about 15 times trying to get the window blinds to fit correctly because at the top and at the bottom of each and every one of my windows measured about the same but in the middle they bowed out, so I had a heckuva time getting that corrected. And with their mortgage company I bet we submitted the same paperwork every two weeks to a month during the build process. They kept asking for the same documents over and over and over and over.

    But what really gets me about all of these companies and places of business everybody wants you to submit a survey at the completion of a purchase or doing business and my thought is if they did a good job to begin with you would need an extra warranty I’ll be concerned about a survey because you would have a satisfaction in knowing that you did a good job and the survey rating should be four or five star but not with this company so maybe one of their elite persons that look at these reviews Will tell those in charge. Maybe they’ll get to my house now and do what was promised to me back in August of last year.

    My fiancé and I saw a new build in West Bloomfield MI. This is an extremely expensive area. There was a recent new build that we found online. The pictures looked amazing. We went to see the house and we noticed that the house didn’t look anything like the pictures quality wise. Even on the quality wasn’t really there, it still looked nice. Walking through the house you can tell that they didn’t use the highest quality of materials. But we really liked the space and we put in an offer that they accepted. My realtor sent us the information and I asked her if we had the seven day grace period to get the inspection done on the house. She reached out to the rep, and he told her that we could not get an inspection done and walk away if we didn’t like the results. Which was really shocking to me, because I’ve gone through this process several times and I’ve never heard that before.

    My realtor even called the corporate office and they said that not only can we not get the seven day grace period for the inspection, and hold them accountable for whatever we find, they also said that they don’t match And honor whatever the appraisal ended up being. And that led me to this Consumer Affairs page. I looked at all of these comments and I quickly understood that this was not an anomaly. If you deal with Pulte, you’re going to sign up for a very lengthy years long process of terrible customer service and poor quality. Be careful y’all.

    The hurry up and wait is their favorite game. I don't mind paying whatever amount is required but it is frustrating when they tell you there is no pressure at all but the minute you drop the 21K check they bombard you with Docu Signs due to all their lack of organization. I think we signed about nine of them and only one was because we added all the extras at the Design Center which by the way we insisted be done on day 10 of the 21 days they expect you to complete that task. We asked for one change and they said it was structural and they had already pulled permits however construction didn't start until almost five months later.

    They had many excuses for start delay, they said they can't start too many houses at the same time and they said it was because of weather and because there are so many things that happen behind scenes, like ordering material and shortages due to Trump policies and tariffs with China, all when actually it is just one click away to order, it is not like going to Home Depot to order but it is only one click and boom all your materials are ordered in phases of course. In the meantime they had 98K dollars to make all that work.

    I have yet to see the quality of the workmanship when all their workers are undocumented from Mexico, they have zero experience in this type of construction but Pulte can care less, all they want is your money and then they sit on their hands for a long time. Pulte mortgage is in cahoots with Pulte builder because it took 57 days for them to approve a small loan that I requested and at first they told us there were no penalties if repaid early, now that the loan has been approved they said that after closing Pulte typically sells the Mortgage and buyer expects to make money on the loan and if repaid soon there are severe penalties. All in all they are a bunch of crooks that charge exorbitant amounts of money using cheap labor with substandard quality. We don't recommend them, just stay away from Pulte and subsidiaries.

    They sucker and pressure you into writing a contract and paying your earnest money then they reveal their cheap finishing. If you are purchasing a new $1.1mm plus built by Pulte Homes in Tennessee, beware and understand that their base finishing are like a starter home, are the cheapest of cheap options and they. Anywhere the 69 cent tile, $20 faucets, $9 light fixtures, etc... They charged us $5k just to upgrade our kitchen cabinet to soft close cabinet doors. I Would NEVER recommend any HOME built by Pulte of Tennessee. Beware. They take your money then upcharge you for the items to get to a $500k home finishing. Stay away and so you don’t get suckered like us.

    My husband and I bought a Pulte Home (previously owned) in 1999. It was still under warranty and they came in a braced a basement wall that looked like it was going to fall. They told us that would resolve everything but since then the garage floor has fallen in so we cannot park a car in the garage. We actually fear falling through the garage floor as we walk in our house! Also, mud and water now flow freely into our finished basement!! We have had to cover the front porch area with an ugly tarp to keep rainwater out! The walls in our house are getting large cracks and the floors are pulling away from door frames! The fix is going to be thousands of dollars! Money that we don’t have especially since my husband just retired from the fire department and I am a social worker!! So, in a nutshellI would recommend you never buy a Pulte Home if you want it to last!!

    I am very disappointed with how Pulte handled our homes grading of land that resulted in improper drainage and how they did not fully seal our home with brick which resulted in rodents entering our home before and after we moved in. Currently, water accumulates and ponds on the sides of our home for longer than 48 hours. During the hot summer months when excess water should easily drain and dry out the areas around our home has pooling water or is soggy and wet and never dries. For months now the water accumulation has attracted crickets, mosquitoes, & frogs. The water was so bad that our pest control company has even mentioned a concern about the water accumulation attracting rodents & insects when they come out to service our home.

    Before our 1 year warranty was over I formally requested that this issue be resolved but Pulte has yet to do anything. All other builders that I've built with would have taken care of this major problem. Not Pulte. Additionally, when we first moved into our home we immediately heard rodent activity above our bed. We initially thought it was activity on the roof. We soon learned that rodents were coming in and out of our home due to bricks that were left out of the build of our home. This hole was discovered by the pest control service that we had to hire AFTER reporting the problem to Pulte. Pulte came out to inspect but found nothing wrong. The pest control company came out and immediately found the root of cause of the problem. They found many holes that weren't sealed.

    Do you think Pulte reimbursed us for the capture of the rodents and the PROPER sealing of our home? NO! To say the least I am not a happy Pulte customer. You want to build with a company that will seal your home properly and resolve issues quickly. No company will be perfect but I at least expect you to do what is right by your customers when work is not done correctly and homeowners are having major issues.

    Do not waste your money buying a home here. Pulte does not provide a quality product. Everyone who bought a pulte home has ongoing complaints. They will stoop to providing the lowest quality product and try to pass it off as quality. Have an expert you trust to inspect your hardwood floors, doors, granite, everything! You will not get your money's worth. I have never experienced such poor quality. This is not the same quality that was provided by John Wieland!! We have been having issues since two weeks after the purchase made with no resolution!

    I would rate it at a 1 out of 10. We have had to put so much money into repair and chasing down problems that should not exist. It has been never ending and the home is out of warranty so it has been costly. I have had multiple contractors and insured experts come in to fix problem after problem that should not be there.     I live in the smart home community built by Pulte. The sales team and contractors were amazing. I was always in the loop and was made to feel so comfortable. After we closed on the home, they have been so poorly responsive and difficult to get in touch with for repairs. I have had 2 major leaks, the cable/internet always goes out, a thermostat was broken and it took forever for the painters to fix a few things not done before closing-I’ve only been living here for 5 months. It has been a disaster. It’s so stressful. I’m sad that all I can do is warn others and say STAY AWAY. They are not the quality builders that Wieland Homes were. I love my home, but I have had so much trouble, I have 2 home warranty companies. I have only been living in the home for 5 months.

    Currently building with Pulte and it has been a nightmare. Should have ran the other way when they lost our $30k earnest check and had to put a stop on it. Miraculously they found it after we cut a new check. We have been blatantly lied to by Katie the Sales Agent and Paul the Construction Manager at Creekside Crossing.

    We visited the Westchester model in a Pulte subdivision and fell in love with it, specifically the kitchen. Keep in mind Northpoint subdivision has the Westchester model and Creekside Crossing does not have a physical model. They are about 5 miles from each other. We decided to move forward with a build in Creekside.

    After signing the papers I was given a folder with the Westchester model on it. I flipped through the pictures and noticed that the kitchen layout was completely different. I rang up Katie and inquired about the pictures. She reaffirmed that the kitchen design was different than the actual physical Westchester model at Northpoint. We decided to put everything on hold because we were sold on this specific layout. Katie knew this and we worked it out to have the wall where the stove is to be exactly the same as the model with the exception of the stove. We decided to move forward with the process and trusted that Katie got it right when putting everything together. I signed off on the non standard alignment thinking it was what we agreed on.

    Here's the catch, the cabinets I signed off on were not what we verbally agreed on. The layout was correct but one of the cabinets was not. If you look at the diagram, you cannot tell that there are drawers instead of a door, only numbers depicting the type of cabinet. No idea what the numbers mean and it was never explained to me. Had I of known I would have had it changed. I only discovered this because I ventured into the house when the cabinets were installed and noticed it was not right. When I inquired with both Katie and Paul they said that's what I signed off on. It's impossible to tell what the cabinet looks like by the diagram. I trusted Katie to get it right and she did not.

    Other things.... Paul on numerous occasions stated he wants to get things done as fast as possible because of the weather changing from fall to winter. Went by the house after a storm blew through and several shingles were missing. Apparently he pushed too hard and they did not cure properly and blew off in the storm. Note that I looked at the other homes going up or that were already built and none of them had any damage. Maybe it was shoddy craftsmanship or it not curing properly due to the dropping temps, I'll never know. I inquired and Paul said they would be repaired. I'm not comfortable moving in to a house that had previous roof damage for whatever reason.

    On a walkthrough with Paul we inquired about the thermostat because we thought it was really nice. We asked Paul what kind of thermostat we were getting and he said, "Whatever is in the model". I walked though after the drywall was up and noticed the thermostat was completely different. When I inquired with Paul about our discussion he said, "No you get the one that was installed in our home". So once again we were lied to.

    Master bath shower installed looked nothing like the picture Katie showed us. She apparently showed us the guest bath insert and not the Master Bath. It looks hideous. I asked Paul about it and he said that he always installs the one they put in. There is also a miscalculation on one of the basement walls when you come down the stairs. The model shows something completely different. After speaking with others who have built the Westchester model they ran into this issue as well. The shining star in all of this was Celeste, the Design Center Consultant. She was great to work with. The list goes on and we have not even moved into the house yet.

    Be sure to research the issues people are having or have had with Pulte prior to buying. A lot of complaints out there with roof leaks, shoddy craftsmanship, warranties, etc. Had I of done my homework I would have ran the other way. Time will tell how we fair up. Even contemplating walking away and saving ourselves the headaches down the road.

    We purchased our “luxury” Pulte home in November 2018 and picked out everything from the ground up. We were told that each elevation couldn’t be built within three houses over or across. Here we are a year later and the house caddy corner to us is the exact elevation and the exact color scheme. When I brought Pulte’s mistake to their attention, they agreed they messed up but were not going to do anything about it. I spoke with a sales manager who was more or less useless. Here are some of the highlights from my conversation with the sales manager.

    He stated that the rule of three houses across and three houses over is a guideline and not a rule. He also said Pulte is not contractually obligated to follow those guidelines. So, this could mean that the exact house can be build next door. However, I’m sure Pulte is not telling potential buyers this fact especially since their sign at the entrance to the subdivision says “luxury homes”. I wouldn’t consider cookie cutter homes luxury.

    The sales manager also stated that this mistake had been made in the past. He had a buyer build the exact elevation and color scheme next door to each other in a different subdivision and those people spent $700K on their home. So since I only spent $560K I have no right to be upset? He told me he had been doing sales for 15 years and he has never come across anyone who cares about elevation as much as I do. He made it sound like I am was overreacting for wanting my subdivision to maintain the high quality that we were sold on when we purchased our home in November 2018.

    He did say he did reach out to the buyers and had asked them if they would change their siding color, but he would not demand they make a decision just for me. I never once demanded that of him nor did I bring it up with the sales manager. He did say he would add shutters to the home. That is nice offer, but I’m not sure adding shutters would have make that much of a difference. The sales manager was not professional or helpful. In fact my conversation with him was by far one of the worst customer service experiences I have encountered in a very long time. Buyers do have several options in builders in the area. I would like to recommend not buying a Pulte home.

    Worst builder and they don't care! If you're looking to buy a home at Pulte be ready for a nightmare. Good luck trying to get them to fix their defects. My trusses were defective. My drywall texture was awful. Paves full of paint. Garage door is so loud the neighbors can hear it and now my shower wasn't floated correctly and I can not use it, I paid extra to have this shower and the rep does not answer my emails. I can go on and on but I'm warning you just stay away!! I will be filing a complaint with the BBB today.

    My mom bought a home and was very dissatisfied with financing. The experience I encountered was going to the closing with her. We ask the title companies lady’s name and she gave us some long complicated italian name. She said it was Italian. There was no itemized list of closing costs on the contract and she at first refused to give us a copy of the contract when she was done. She said email is what she would get!

    I asked two questions regarding the title and she talked down to me like ”How dare you ask me any questions.” Little did she know that I was a Real Estate Broker/Realtor in my last career. I was wondering to myself if she talks down to everyone or just Hispanics. Don’t know but she needs to be reported for talking that way to anyone! This was on Nov 21st 2019 and they are conducting closing in the garage of one of the model homes in Buckeye. The Pulte loan and financing try and confuse people because they are crooks. The only decent one was the sales guy, Ken. The construction was ok. They just haven’t gotten the code device on the garage.

    Doors do not close properly. Trim work does not come together properly. Our closet doors were installed out of plum and they do not close right. Front and back door doors do not lock without slamming them. I do want to give a compliment to John **. He has been a shining star for your company.     Multiple Issues since day 1. Hhmmm...where to start?? Inventory home purchased in 2009 when Pulte was Centex..two companies have been linked for years.

    1. Fireplace malfunctioned due to faulty switch and shorted out - 2011, right after warranty expired, repairman determined mis-wire on installation.

    2. Siding not properly attached at points - PULTE notified while under warranty...their solution was to drive a screw in to prop up siding which dropped again after 6 months but warranty expired.

    3. Wooden post in crawl space and lack of vapor barrier...both reported while under warranty, neither fixed despite them saying it was complete. We are old and can’t crawl under our house to see. Learned of no fix after recent roof inspection that happened to include crawl space in package. Now our problem.

    4. Nail pops in several rooms.

    5. Microwave malfunction due to short in line. Took multiple calls and letters from two experts I retained to convince PULTE that We were concerned about a fire starting for them to come look at it. We insisted they trace wiring, they found a screw drilled through the electrical line...that they said was from our homeowner installed air conditioning. WE DID NOT HAVE AIR CONDITIONING AND NO ONE BUT PULTE REPS HAD EVER BEEN IN OUR ATTIC.

    6. ROOF LEAK 18 months after purchase...dead valley in roof not built or repaired properly. Long story here but years of complaints about a slow leak that would come and go. They never constructed or repaired it correctly. This year...we retained an attorney and made demands. PULTE admitted they tried to fix it but we were now out of warranty and it was no longer their problem.

    Our attorney said...they (PULTE) were not only un-Christian like...but just ** to not make it right. We spent $5000 on inspection, repair and attorney fees and lost in small claims due to the wording in their warranties regarding leaks. They sent their VP of finance to defend the case. Not a construction expert...but their finance guy....that tells the story. The money will be replaced but watch for us on social media...and maybe the news here in Washington because we are going to tell our story much the same way they repeatedly ignored our complaints....over and over and over again until we make them as miserable as they made us when all we wanted was a home we could feel safe and secure living in as we grow old.

    Our neighbors all have stories too but the best was from our local fireman neighbor who they refused to respond to his personal electrician’s concerns about the installation of canned lights...evidently they were a tragedy in the making and our neighbor had to remind PULTE that HE WAS A FIREMAN in our city before they acquiesced and retired his whole house. BE VERY, VERY CAREFUL WHEN MAKING A DECISION TO BUY A PULTE OR CENTEX BUILT HOME!!!

    Very bad experience with Pulte Homes. House was built with tons of problems and the promised is they will fix it with warranty. And we were so dumb to believe that. The house located in Canton of Michigan. Latest problem occurred with water streaming from roof then go inside of the house and drop to bathroom floor using the bathroom fan way. Service was created and they send electrician to fix the fan????

    Actually the electrician came, inspected the area and said this is the roof causing the problem, not the fan electrical, and told me that the area was bad due to water. Call Pulte warranty again, this time they send a person to fix the roof. Well, work is finished. But I asked, "How about drywall?", the person said drywall is not his problem. Call Pulte again, and this time the Pulte warranty representative said that no mold problem no fix. I just need to wait until mold develop and and show him the picture as a proof. Since from day 1 when I created the ticket, this representative never show up at my house to check ==> unbelievable professional???? Probably a superman>???

    The quality of the delivered townhouse style condos in Mountain Lakes, NJ is atrocious, and the warranty process is frustrating, dishonest, and unethical. On top of that we suspect financial fraud and are working on our case with a litigator. Don't be a fool - don't buy from Pulte or Del Webb (they merged together and Pulte has other brands as well). In our brand new condo we've had never-ending issues. Below are just a SMALL sample of them - we have a lot more, and many active warranty issues that are still not resolved - these issues are not routine, small issues like floor creaks or nail pops from ceilings/walls.

    Carpet unraveling due to not being installed properly. Fixed in a poor way with exposed carpet backing on section where the carpet threads already came out. Kitchen and laundry room cabinets that *bend* when you put normal everyday items on them like dishes in the kitchen and laundry detergent in the laundry room. The cabinets are worse quality than Ikea! We were told the cabinet shelves won't be replaced unless they bend so much that they break. Some of our brand new cabinets have already had to be replaced because of installation/material quality issues. One wall stud wasn't even nailed into place, we could move it sideways with 1 finger. Other studs are not properly nailed into place either. The warranty manager asked if our own contractor could nail them into place instead of Pulte employees!

    A toilet wouldn't flush properly and the warranty manager (in writing) tried to lie and state that that's how low-flow toilets worked - meanwhile we have 2 other toilets of the same design that flushed properly. After 4+ months of back and forth Pulte finally paid for a plumber to fix the toilet (it took 3 minutes and two simple adjustments). HVAC system stopped working twice in the summer, with 4 visits necessary from AC technicians due to incorrect sump pump discharge routing. The issue took legal threats and months of back and forth to get fixed - and the core issue was over a $3 section of pipe that need to be added for the sump discharge and routed to a drain.

    Interior wall drooping and crooked on one side. Mostly fixed after 4+ attempts - but still not all the way straight. Missing shingles on roof with exposed building envelope allowing water to enter. Fixed after weeks of legal threats and several visits from the Pulte warranty manager. I've heard Pulte is being sued in North Caldwell because of water intrusion issues across their property there. Windows that don't open and close properly - ALL latches had to be replaced because they were filled with drywall dust. Now some windows make terrible noises when opening and closing - and we've been told we just have to "wear them in." Every single window (except one that had to be replaced because it was installed with a broken frame and one window in a bathroom) is difficult to open because the window openings were not built square.

    These are the facts. I placed a $25,000 deposit on a new home build in July 2018. The build of the new home did not begin until May 2019. Notice that was 10 months! We had been told build was expected to begin in Sep 2018, but that did not occur, and was delayed month to month until May 2019, In addition, as soon as we made our deposit, we were expected to meet very vigorous deadlines for choosing options and meeting our obligations to place our current home on the market to satisfy the contingency. All of which we met but then we were placed into a “hurry up and wait” mode.

    Based on information provided to us, we placed our home on the market in June 2019, and thankfully it sold quickly. However, we have now been living in a hotel in excess of three months while the closing date on our home has been delayed 3+ times! We are now into Nov 2019 with no indication of an actual date when we can occupy the home. And our contract states that the builder can delay closing with no expectation for them to reimburse us for living expenses.

    My living expenses exceed what I would pay on the new house mortgage. And did I say, we have already signed closing documents and transferred a half million dollars into escrow! That money is no longer earning any interest while we wait for a closing date that we can’t rely on! If you have a choice, don’t do business with this company in Rancho Mission Viejo, CA! I can’t believe a large company, already into phase 4 of a build process, can’t give a legitimate closing date!

    We bought a quick move in from Pulte in Santa Rita Ranch in Liberty Hill last year. Everything is falling to pieces, we have had black mold. The siding nails were through the main air conditioning pipe, the first guy they sent to fix it set fire to the wood frame inside the wall and my youngest son’s carpet. We had a gas leak at the time also so it’s a miracle my family wasn’t blown to bits! The gas leak was happening due to the main gas pipe into the air conditioner not being fitted correctly. I complained several times about the smell of gas for a year before it was fixed. We have had the worst warranty repairs ever, total disruption to our lives with repairs and often people not turning up.

    It also appears that the structural board is not installed correctly. My bedroom floor upstairs shakes so badly when the back door shuts my whole bed shakes! I have asked several times for the paperwork to show who inspected and signed off on the house but Pulte are not providing me with that paperwork! I wish I had never bought this house. The stress it’s caused is effecting my health, I can’t sleep. I often feel completely depressed. Does anyone in Texas already have a class action lawsuit filed that we can join in on?

    Pulte, why have you abandoned us less than two months after closing? After being pressed to close on a unit that wasn't completed, we find out 3 weeks after closing that the cooktop we paid extra money for has been recalled. We trusted Pulte and it's touted warranty. We bought an upgraded kitchen in a very expensive neighborhood only to find that the cut out in the granite is the largest in the industry and there is only one other unit nationwide that will fit that cut out space. That unit is also made by Whirlpool, the company with the recalled products. It is a serious downgrade with knobs We cannot upgrade or get a comparable unit ever even if we agree to switch to a different manufacturer and pay extra for the cooktop. This is not acceptable. Pulte needs to come up with a solution. Building a frame under the lip of granite is certainly an option as is replacing a piece of the granite that can accept a smaller cutout.

    Pulte has decided to bail out on anyone with one of those digital cooktops they contracted for. My warranty specialist told me the other day that I'm on my own. When I asked for his supervisor, he called me a couple days later. I was asked to give it a day or two to see if he could work something out. That was more than a week ago and we've heard nothing. We have not been able to cook now for more than a month on a stove top. Pulte, when are you going to do what any other good manufacturer does today? Stand behind your customers instead of your vendors.

    Del Webb Dove Mountain. Underpowered A/C units that will leave you somewhat uncomfortable in the summer. Known defective Lennox A/C components that will cost you big time when they fail. Attic insulation incorrectly installed. Paint overspray on the tile they never cleaned up. Paid for options that were not installed requiring holes to be knocked out in the drywall. Garage scuttle not installed until I complained. Sorry customer service.

    We purchased and built a home with Pulte in NC. Our home is almost 6 years old and the slab of concrete running across our dining room is cracking and separating across 10ft in length and 1inch wide. The floor has begun lifting so much the the flooring is cracking completely un-level and we also have this now starting in our kitchen. I contacted Pulte as we have a 10yr warranty and the rep whom came to inspect stated that they are sorry but it’s a cosmetic issue.

    After checking with neighbors (thanks to social media) I have identified many of my neighbors are also having this issue and Pulte has responded the same! I do not recommend purchasing/building with Pulte. When purchasing our home we were told the developing community was going to have two pools, they never built the second pool. They left sidewalks and streets unfinished for over 3 years after the last home was built, it wasn’t until our town threatened to cash in bonds, that Pulte did anything. Our ponds are stagnant and still waiting for completion before the town will take over! I do not recommend doing business with the uncertainty that Pulte has represented!

    We were a victim of the "Camp" fire in CA and decided to relocate to Mesquite NV to leave CA wildfires behind. Thinking that Del Webb communities offered superior quality to go along with all of their other amenities we purchased a home in Sun City Mesquite. Do not be fooled by Del Webb's sales tactics - their "Build Quality Experience" is just a sales gimmick. Del Webb is owned by Pulte now and Pulte is just a tract house builder and the fit and finish of their homes reflects this. We spent over $40K for upgrades to our Kitchen, Master Bathroom and Flooring and the fit and finish is terrible. There is no quality control during the build process so nothing gets addressed until after you close on the house and then you are at the mercy of Del Webb's "Warranty Center" which is the most non-responsive outfit I have every dealt with.

    The tradesmen they send to fix the numerous things that WILL BE WRONG with your house are never on time and act like they are doing you a favor fixing the things they were probably responsible for messing up in the first place. If you want to buy into the "Del Webb Life Style" but also want a custom look to your home I would strongly recommend you forgo purchasing upgrades from Del Webb and have them installed after you take possession of your home by qualified tradesmen. Del Webb is good at cranking out tract houses but custom work slows them down so they do not take the time necessary to do a quality job with anything.

    We were hoping to purchase a turnkey new home but instead we have spent weeks trying to get all of the problems addressed by Del Webb's warranty department before we move into our new home. The inconvenience has been staggering and no one at Del Webb cares because they only care about quantity not quality - it shows in their attitude and it shows in their final product.

    I had booked a home in Parer Crossing. It was one of their Quick homes which was ready to occupy. First of all they gave me less than 25 days for closing - they know if we shop around for other loans they will not be able close within the time period and out of no choice had go for Pulte Mortgage. So I was talking to a consultant regarding my requirements and my budget and we decided on loan and my closing cost amounts. So they dragged me to the last day before I had to sign for closing and they share the document to which had 2k more than we discussed.

    They had send it to me on the last minute of the day and I was not able to reach back to them. I did not sign and that pushed the closing date. Post that it was all down the drain I was not able to reach anyone for answers for 2 days, finally when I told I will move out of deal they responded by saying it was different department who does the tax calculations and we had miscalculated the amount from their end.

    Now as the closing date had moved they had charged 4k additional to what was discussed. That was too much for me by this time - I had to call 4 to 5 times just to get information and a fresh quote which never happened. They strategically timed it in such a way that I had to buy it with higher price. I decided not to go with it. Now they do not want to return my Earnest money of 5k even though their team messed up. It was totally horrible situation and they do not want to clarify information and it always leads to confusion. For the first time buyer like me it was surely a nightmare.

    I bought a town-home a year ago and I already see some structural problems. They said they will fix it but taking more than 6 months to schedule it. Very sloppy job in finishing corners, edges of the house. Did not leave enough space for basic size refrigerator in kitchen, I ended up buying a 21 c.ft refrigerator. Sales person responses was horrible. Very poor loan approval process and loan officers get mad at people when we ask questions to change quote with different numbers and combination of loan terms.

    I bought a Pulte home in Wilmington, DE and have had problems with water leaking inside. My exterior repair company has had to tear down the outside siding and said that the underlying protective paper was done very poorly, mish/mash, and not up to standard. Stay away from this company!

    Really sad that a company of this magnitude is so out of touch with their customers. Reading through other reviews just confirms our dissatisfaction with Pulte. Shoddy workmanship throughout the house, disregard for repair requests stating it is not their problem anymore, and not returning the neighborhood green space to proper standards leaving trash and fencing in areas, as well as dirt and weeds. Hopefully they read these and take action.

    Pulte Sales Representative knew I had to sell my current home to purchase the Del Webb townhouse I picked out in Oxford. The sales rep highlighter where I had to sign on the contract and stated it was urgent to get it back to her right away. I trusted her, signed the contract without a lawyer viewing it and returned contract via FedEx with my $ 40,620. deposit. My house was not sold in time for May 2019 closing and now Pulte said I was default and kept my $40,620. No one is returning my calls..the CEO Ryan Marshall, Gen. Sales Mgr. Susan McGrath no one. Horrible, Don't trust any Pulte representative. Protect yourself, have a lawyer see everything when dealing with this company.

    I don't know even where to begin, there are so many issues. In addition to numerous quality issues there have been safety issues like glass fixtures falling and the garage door not bolted into the frame causing it to slam down to the ground when closing. The latest is standing water against the foundation and water leaking into the basement. Pulte wanted to armchair the diagnosis by sealing the basement leak in the foundation. I told them this was unacceptable because it does not address what is causing the water in the first place. Finally after Pulte making scheduling difficult a representative came out and after 4 weeks no resolution. Boards have rotted due to this problem.

    Pulte is not present during the construction process so these contractors cut corners with absolutely no consequence or accountability. Pulte is sub-contracting to the lowest bid and not necessarily with an emphasis on quality. I moved into this house in the Spring and have only had more damage when they have gone in to fix. My entire summer has been consumed with all of these quality issues. I would not recommend this company to anyone. Heed to all of these reviews, this is not a good product or a good organization for that matter. Once I closed it's been nothing but a nightmare.

    I wanted to buy a townhouse and stopped by their Naperville Columbia homes office at 11 am as per their published hours for Saturday. I had a busy day and had travel plans put if state later with the family. Nobody was there at sales office and the office was locked at open time and I called the number on the door and nobody answered. It’s almost 11:30 am and still there is nobody in the office. When you are looking to sell such a high value item then least you could do is open shop on it.

    The clean up job not good. The cabinets are not right, complain 2, 3 times and it still NOT perfect (upgrade cabinets). The doors are scratched, complain 2 times, and still can see all the patches (upgrade doors). Concrete sidewalks are bad at all the cutting. Same to the patio, the concrete was uneven. Don’t know why the field manager approves all the bad works, even after I complain. About the back out at the last minute. And NOW I’m regret for NOT doing it. Highly NOT recommend Pultes Homes builder to NEW home owner.

    While we love the area, we have been very unhappy with Pulte as a builder and Air to Air as their HVAC subcontractor. We have had issues since day one with both HVAC units and were informed by the Air to Air tech that the units had been repaired prior to our purchase of this brand new home. We tried to work with Pulte and Air to Air to no avail. Naturally they did the least possible until the two year warranty was up. Even though the history showed we had unresolved issues, since our 2 year anniversary, I can get zero response. We finally called a reputable licensed HVAC company. We had bad coils as well as several other issues. $2K later our 2 year old Lennox HVAC units are finally working properly.

    We closed on our Pulte, Del Webb Chateau Elan home the first week of July 2019. When our kitchen and bathroom cabinets were delivered for installation, we saw them and told Pulte that the cabinets did not match. Selecting our choices at the design center, we were told that the cabinets were wood. Never a mention that the facings of the frames were "digital skins." Of course, that is the reason they don't match. We picked two similar colors: sarsaparilla for the kitchen island, and something else (I forgot) for the bathrooms, very similar but not as dark. We were told that the difference in the cabinets was minimal. When the cabinets were installed, the installers erroneously mixed up the skins and some were in the kitchen and some in the bathrooms. That was rectified immediately. The bathrooms are fine. The kitchen is still an ongoing problem, over a month later! The cabinet doors/drawers/frames do not match at all.

    The stains on each is so different that they look awful. The problem began before closing and we were promised to go ahead and close because the issue would be rectified that following Thursday, to our satisfaction. Pulte has come out five times, replaced doors, and still, they do not match. The issue was first addressed with the superintendent of the house, Josh **. He was absolutely amazing throughout the construction. Unfortunately, Pulte pushed him aside from the problem and brought in another person, Travis **, who also promised to solve the problem within the next seven days. That passed and the problem was escalated to their supervisor, Jason. Jason came to our home with a "you're crazy-lady-and-I'm-not-going-to-replace-your-cabinets" attitude. I may be 55+ but I'm as bright or brighter than the youngster.

    Having experience in staining, because I'm a crafter, I knew that the stain drips on the doors were not knots, as he tried to tell me. After Jason told me four times that "we can agree not to agree," or something along those lines, I finally had enough. I called him and told him that I no longer wanted to deal with him and would like to speak to his supervisor, Patrick. Patrick called me a day later and we arranged to meet the following Wednesday (six days later) when he was first available. I work and needed to do mornings. He could only do 3:30pm. Fine. He was due to come out and "I can tell you in 30 seconds whether or not I'll approve a change in cabinets." On Tuesday night, I receive a phone call from Jason. "I've been thinking about this all day and came up with an option. What if he would install a fake door panels where the skins are to dissipate the coloring? I was okay with that, pending the colors would match across the front.

    I agreed once again to his solution and he assured me that the problem would be resolved within the next five-to-seven days. Why? Because it would take about three days to make the two panels needed for the sides. He was giving himself a couple of days extra, just in case. I agreed and was fine with the situation. He asked if Patrick still needed to come out on Wednesday since Jason and I had agreed on doing the door panels. "No need. I'll trust you this time," I said. Well, it's now two weeks later...no word from Jason. No panels. No returned phone calls. No returned texts. I finally get a text from Jason **, explaining to me that Pulte received an audit and everyone has been busy this week. It's Thursday. He stated that he would try and find an answer for me as soon as he could. We went back and forth for a bit and when I asked him for Patrick's phone number again, the texts ended.

    I tried to call the corporate office, to no avail. This is just one of the seven issues we had with the house. We kept on top of the construction a couple of times per week and my husband found several things that were incorrect but Josh immediately took care of them. He was so on-top of the situation. He is meticulous and detailed like I've never seen before. Daily, the construction site was spotless, unlike the others around. We were kept on the loop about every detail of the house. Josh worked so many overtime hours that he never accounted for to make things right for us. Pulte has these construction supervisors on an hourly wage not salary, per my research online. Many of these guys are working overtime without clocking in because the work needs to be done on time, but not enough hours in the day to do that. Nothing to do with my situation but thought I'd throw that in as a side note.

    We had several change orders that were not our fault. Sales forgot to put the right information into the system. Things were left out or added that we did not ask for. Josh rectified those things. He's the one who should be in the corporate office behind a nice desk with an air-conditioned office. It's now a day later...still waiting for a returned phone call from Jason or Patrick. No resolution to the matter. What I do know is that we were baited into signing the closing of our house - it was an oral promise that never came through! Go figure.

    We purchased a villa in a new Del Webb community. We did our homework carefully, signing the purchase agreement only after we thoroughly read the documents for this managed community. Since the villas only have windows on one side, we wanted to be sure that our property and view out our windows could not be compromised. We wanted to be sure that any addition to the property next to us could do nothing that would devalue our purchase. So now we are looking at an unsightly full-house generator from every window of our villa. The generator is needed by the homeowner. No issue there. But the builder is not ensuring what is stated in the documents. The builder cares to sell. After that, in our opinion, caring stops. We have also experienced many water issues. Buyers beware.

    I purchased a home that Pulte completed in mid/late 2016. The day before settlement, we addressed issues with Pulte during the walk-thru that needed to be corrected. Come settlement day, these problems were not touched (let alone fixed). One instance is where they claimed a simple light bulb died, causing 1 recessed light not to turn on. After several inspections / attempts to fix, they found my ceiling was missing 1 light fixture (the recessed lighting base was covered by the dry wall professionals before everything could be connected). A new hole had to be cut out in my ceiling where the recessed lighting was for this issue to be fixed (it was in the schematics, but overlooked by builders).

    Our external siding kept falling off in 1 place in near the top of the home. I put in multiple requests only to find them push the siding back into place. After several complaints / warranty tickets, they came and said it had to be nailed in and it was overlooked in error. Not sure how you can overlook it multiple times before finally resolving...

    Now moving on to the bathrooms, when trying to use the 1 of my bathrooms I found the electrician tied the bathroom light to be tied into the living room light (primary light switch). If the living room light wasn't turned on, then the bathroom light wouldn't turn on (regardless of if you flipped the light switch or not). Simple job, yet attention to detail and being proficient at their job seems to be the real issue. Not only was I having electrical issues, but the hot water heater wasn't working (no hot water). I reached out to Pulte who sent someone to fix this issue. They replaced something on top of my water boiler and left claiming to have fixed the problem.

    As I went to take a shower the next morning, I am greeted with a nice cold shower. I reached out to Pulte again and they tried to explain that it just took a long time for hot water to reach the upper floors. I explained I left turned on the hottest water possible and found only cold water coming out (I let it run 30 mins with my hand in the running water to confirm it wasn't getting hot). They came out, tested and found the part they fixed / replaced didn't work (again) and changed it. Now I have hot water.

    While on the topic of water, lets dive into my leak issues from our roof / loft into my master bedroom. We've had our master bedroom ceiling opened up and fixed at least 3 times trying to trouble shoot why we'd experience leaks. At one point, we were told the rain blew sideways into our air vents causing the leak and there wasn't much to do about it. Pulte needing to schedule in advance was never able to see this issue while it was raining; therefore, they were at best "guessing" at what the problem was. I finally figured out the cause for the leak, which came from cracked caulking on my loft deck door. Pulte came to caulk this item, but it failed shortly thereafter. I had to re-caulk it to be sure it wouldn't become a problem again (as I was tired of scheduling warranty issues time and time again with sub par quality being provided). Sure enough, no more leaking issues in my master bedroom to date.

    Moving onto address all the flooring issues I've experienced. Never in my life have I imagined / expected flooring professionals, builders, quality control to sign off on a home build with un-even floors. Pulte did just that! When requesting this to be repaired, they came out to inspect and would try to use a "level" around the issue spot (and not directly on the issue spot - keep this in mind as it is their common tactic to get out of warranty work). My family had to argue with the inspector before he finally did the test right and confirmed the ground wasn't level. This resulted in our flooring under that area to be sanded down some, but still not level.

    In other spots, the flooring was built on top of un-level floors, so as my children played a part of my hardwood floor cracked inwards (1" diameter caving down below floor level). My children were 7 years old or younger and shouldn't be able to cause enough stress on the floor to have it break inwards the way it did. This happened after my 1 year warranty period, so I'll have to deal with this out of pocket.

    With regards to the 1 year inspection to fix all nail pops and wall cracks, this process in itself is a joke. First of all, if they hear a creak / crack in the floors, they do their best to walk around the problem areas to confirm if it's a problem (in their opinion) or if its a normal sound. The 1 year warranty specifically addresses wall cracks and floor creaks/cracks, yet this is still subject to their definition of what is an issue. What's worse is that Pulte walks around it and if it doesn't creak a minimum of 3 out of 5 times then its considered a unwarrantable problem. This is even worse when they walk on stairwells to determine if it's a problem or not, where you have to argue with them to have stairwells fixed.

    After much argument and debating over the definition of warrant-able creaks / cracks, service tickets were provided. They've then fixed a few creaks, but sure enough the creaks came back shortly after my 1 year inspection shifting the burden to fix on the homeowner instead of the builder. The nail pops they fixed also came back shortly after being fixed, and once again I was told my 1 year warranty is up and its my problem to fix now. What's even worse is the people that came to fix the nail pops painted my wall a different color (white instead of cream).

    To add insult to injury, I was also told there was no fix for the settling cracks along the corners of the home that happens normally during the 1-2 years a home is 1st built. I told them there has to be a way as EVERY other builder deals with and corrects these same issues. Pulte reluctantly advised these areas could be caulked (again they used white caulking on a cream colored wall) without any attempts to paint over it.

    What drove me mad was that the workers took off the painters tape placed on the wall by the Pulte inspector designating problem areas to fix without even fixing the problems. Having 3 little ones, I let them leave when they said all was done. Lo and behold my surprise when I found many of the areas Pulte marked as 1 year warranty areas remained untouched (only the tape marking the area was removed). When I contacted Pulte regarding this, of course their answer was that its my responsibility to ensure all work was done (never imagined I'd have to go through my home with a fine tooth comb to ensure all the marked areas were actually addressed).

    Lets move to my garage issues. My garage door tension spring failed after 1 1/2 years of usage. I contacted them regarding this, and was told the 1 year warranty was over and that the best they could do was put me in contact with the originally installer of the product. Why in the world would I choose to use the same contractor to fix / replace this tensioner spring when it failed after only 1 1/2 years? These items normally last for a minimum of 10 years+. The water faucet located inside my garage and behind the home also failed to work properly. When a service ticket was entered, the contractor performed some touch-ups then recommended I don't close the faucet valve too tightly as it could stop it from working properly (never been told that before, but fine).

    My final grievance (there are many others, but I'm getting tired of typing at this point) is the thermal expansion "water dripping" noise throughout the entire house. It doesn't matter if it's hot/cold outside, if you use hot water (while taking a shower) then you will hear (without fail) a "water dripping" sound coming from inside the walls throughout the house. Since it's not a leak, this is not something Pulte will fix as they don't see it as an issue.

    Pulte claims to build luxury homes / townhomes, and for a $500k+ home, I expected far less issues and/or far better service than what was actually received. Pulte will do anything and everything in their power to not provide you with warranty work. When they do provide warranty work, keep an eagle eye on them as they will cut corners, beat around the bush, and leave without doing the work properly / completely. Please note it's only been 2 years since I've lived in my home, but all the above have been experienced before or shortly after the 1 year anniversary of moving into my "newly built home".

    We bought this home 15 years ago. We were told it was ‘energy efficient’ and therefore to expect electricity bills around $85 a month. For us, that, and the location, were the selling points. Last count, we are paying over $300 a month, and that’s been the average. When we moved in, we knew right off, we were going to have issues with the house. Firstly, we were experiencing a ‘sauna’ when using the toilet, as they had installed plumbing incorrectly. We then moved the kitchen stove, because we were giving the original one to a family member, and we’re replacing it with a better one...

    The tile behind it was one strip, causing the new stove to show wall. Then, my husband was planting some flowers in the backyard and started digging up a ton of fast food wrappers, plastic bags, and other trash, where they had not taken the time to dispose of it properly. Then a rain came (and it was only a sprinkle) and we had water flooding into our den. All in all, it’s been a bad experience from start to finish.

The claim process can seem like a black hole due to lack of visibility regarding status, however the personal involvement from key individuals has closed that gap for us. In one particularly trying situation, the issue was quickly resolved once the site manager became involved.

    Where to begin. Met my neighbors when one of their houses flooded with waste water. Garage doors required repairs on several neighbors doors, cabinets installed poorly, wiring shotty and required repairs, and heating and cooling are terrible and was mis-wired to boot. Warranty service rep has been very respectful, but has been the only enjoyable person to work with in the end. Considering buying a window AC unit for bedrooms considering how AC runs nearly 24/7 over 80 degrees Fahrenheit and room can't get below 75. Overall, this has helped me to appreciate the Ryan homes that I used to have that I thought was lesser quality, but really was a greater value.

    I have experience in building. I told Pulte I wanted to be involved in the process. Be able to ask questions of the builders. They broke ground and began without ever telling me. I never got to meet a builder or contractor. Just sales people. I was shocked. They started without telling me. The contractor Cody told me they do not have to notify a customer that they are beginning until 10 days after they break ground. The work they did on the footers was horrifying. I asked them to stop and meet with me. They said I legally could not stop the build. The plumbing they installed for gravity fed downspouts was not going downhill but uphill. I made them fix it 2 times. It was wrong 2 times. My poured concrete walls are already cracked top to bottom in 2 places after 1 week and that is before any weight of framework has been applied to them.

    I thought when my wife and I decided to pay $475K for a home that they could afford good contractors. I was wrong, they hire it out to the lowest bids and the work is done to the bare minimum standard. "The bare minimum is what you get at Pulte." That is a direct quote from the building inspector in my city. You have to be your own general contractor. Go to the site every day and make them build it right yourself. Bent and broken wood. DO NOT ACCEPT IT. Gaps between grade brick and poured walls MAKE THEM FILL IT IN. Cracks in poured walls FORCE THEM TO ADDRESS IT EARLY. And lastly please do not buy a Pulte Home if you can avoid it.

    I’ve had multiple problems from the start and it’s only getting worse. Bannister rail is broken for the second time which leaves a very large opening. Extremely unsafe! Workmanship is CRAP all the way around. My kitchen sink has fallen and somehow detached from the granite. I’ve called multiple times and submitted a ticket online. I finally get a hold of someone almost a week later and was told I have a new warranty guy. Wondering when they decided they would let the homeowners know. I could go on and on. Save your time and money. Go somewhere else.

    DO NOT BUY A NEW PULTE HOME. I’ve had one other brand new home with another builder and it went very well. This Pulte home has been a continual nightmare. We are in Tidewater and the workmanship all around is terrible. My private handiman found something like 30 cracked and broken roof tiles and big gobs of glue all over my roof beams. The painted surface of the beams chipped off in only a few months and we were told it was “wind” when somehow neighbors did not have this “wind” damage and we have had no severe storms since we moved in. My tile floors and walls are covered with grout throughout the entire house. There is even grout on the toilet seats. The painting is sloppy, the refrigerator had missing parts which were carefully hidden. The granite they showed me in the showroom is a different color from what is installed, even though they name it the same, so they are covered.

    The microwave was strangely installed in an end cabinet, not over the stove, so the whole kitchen was left with only two usable cabinets for dishes in a 4 bedroom house. The drywall is sloppy with odd lumps and bad seams throughout the whole house. The floor plan looks pretty in the models but when you actually get your home there are design surprises that somehow were not in the model and of which you are not informed in advance. These surprises alone cost me $4000 to fix. Other surprises are permanent, no way to fix them. Light switches are all crooked and badly placed in places where use is cumbersome.

    There have been many unexpected expenses that have cost me thousands of dollars. Even the mechanism used to lift the garage door is substandard so the door can evidently suddenly fall down without warning on top of whatever is under it.

    The never used guest bathroom tub is cracked and although we were constantly told we have a one year warranty on everything in the home, when I found the bathtub crack I was told oh the tub only had a 30 day warranty, sorry. Their personnel change about every six months, the new ones are young and inexperienced so when you have a problem the new person says oh I just got here I don’t know anything about this, even when there is a long written history of complaints on the issue. The water pressure is so feeble it is hard to wash my face. But Pulte claims it is up to their standards.

    They tore up my entire back yard and broke my sprinklers delivering materials to the house being built next door and then claimed oh they couldn’t fix my yard because it was the dry season and the grass wouldn’t grow. When they finally fixed it 14 months later it was again dry season and they only fixed patches.

    Many neighbors have had AC coils fail in under two years. Many others are finding the grout under their tiles is missing so the tiles are all cracking and sinking in less than two years.

    Parts of my landscaping package were missing and it took months of questions before they even admitted that. Other neighbors have found serious mold in their attics. Scheduling work to have things repaired is unreliable and usually miscommunicated. You have confirmed appointments but no one shows up, or an inadequate and uninformed crew shows up, not prepared to do the work needed. Even though this is a senior community, the kind of furnace installed requires unusual hand strength and the ability to crawl around on the floor just to change the furnace filter. Nothing in this home is well-planned or well designed for function, only the model homes are set up to show well.

    And to top it off when I asked why I had not received a feedback survey after all the poor workmanship they said I had somehow mysteriously declined the survey so would never be allowed to fill out customer satisfaction survey ever. Every Pulte employee you interact with tells you multiple times and very specifically how to fill out each question of the surveys, so I was very surprised not to get any at all. They spend much more time telling you how to fill out their surveys than they do about how they will fix your home. Even the clubhouse has had problems with pool heaters and the rooms are seriously undersized for the community.

It may have cost us $3000 the builder won’t return, in total we probably spent about $4500 for the home but that’s a small amount compared to what the others in the community are forced to pay in repairs. The mortgage underwriter was toying with us. Our mortgage lender was telling us to sign inaccurate papers and take his word on it, that the amounts listed won’t be the amounts we’ll be paying “or just don’t show up to closing if it hasn’t changed.” That is terrible practice. The way the title company gave us two closing dates and the underwriter wasn’t on board and the numbers didn’t line up was chaotic. They kept childishly passing blame.

    Our sales guy quit during the process. He was fed up with Pulte and moved across town and offered us a deal with his new company. The new saleswoman in charge was incredibly rude and it was obvious she didn’t know what was going on. She kept telling us she’s keeping our deposit. This what a nightmare of an experience for us. “The community of the Year” we were looking into is having an ongoing lawsuit due to the poor quality of the homes. Pulte refuses to fix people’s houses.

    The quality of the house wasn’t too bad in the beginning. We did our final walkthrough before our first closing. They tried to just throw some paint over damages, changed out molding and the boards don’t line up, the backsplash behind the stove was put together terribly, they wouldn’t remove the paint from the shower and sink, the fence was missing boards, and worst of all the house was uneven. I have a few pictures of their unacceptable practices, I’ll try to upload if possible. The builders left beer cans and food throughout the house and in the backyard. It didn’t sit right with us. For a house over $300,000, the house shouldn’t be a mess like this. We should have looked up reviews beforehand. Pulte has been sued for a number of reasons. They even have class action lawsuits going on. I haven’t even typed out half of the hell we went through with them. Save yourself the time and money. Do not work with them.

    Took almost 10 months to build our town home. The quality of workmanship is terrible they had to replace a over 100 slats of our upgraded wood floors the week after we closed. Constantly left the interior exposed and doors open to weather during the seasons. The detail work trim work is terrible. I'm a local realtor of 15 years and this is the worst experience and product I've ever seen. My personal home. We definitely paid for location because we did not get a quality built home. Job site supervision was poor at best. Like a dumping ground with trash from the subcontractors inside and out.

    Last Friday after work, I decided to help my colleague begin his search for his first home. I've paid off two houses already, so I thought I could provide a few tips for my friend. We saw a nice Pulte demonstration house and thought we could stop by for more information. I asked a sales counselor named Alexandra ** about whether some features in the house were included in the base price or not. Our goal was to find a house that had a high value in return for my friend's money. It caught me off guard when the sales counselor responded back to my questions with, "You're referring to upgrades. Don't get too ahead of yourself." What is that supposed to mean? That we aren't able to afford the house? Her tone was very rude and made me feel insulted as if I asked a stupid question. Her answer made me wonder whether it was my clothes, my race, or whether it was the fact that I was not a potential buyer.

    Regardless of whether I was going to actually buy a house or not, I believe that she could have responded better by providing us with an information packet. She failed to address my questions in a respectful manner, so I left to look at another builder's house. After about five minutes of walking out, my friend joins me. He told me that the sales lady kept boasting about her nice home and her husband's well-paid career and that he didn't appreciate her commentary. Both of us were there to obtain more information on the house - not to put up with the sales lady's prideful commentary that made us feel poorly about ourselves. We expected to have better customer service than that.

    I moved into my home in January 2014. I will first address the positives. I love the floor plan of the house, the MB closet, the kitchen and available storage there and storage generally. I am very happy with the amenities of the club house and have made good friends. However, the construction is TERRIBLE. The manufactured wood floors through my entire house are truly awful. I have dents in the floor everywhere. In addition they are separating but were not separated sufficiently before their warranty expired so they would not address the issue. Some of my friends replaced their wood floors at their own expense.

    My roof was installed poorly and with very low quality shingles. I recently needed to have half of the roof replaced 2 months after the warranty elapsed because of serious leaks. (I have been in my house for just a little over five years). The asphalt membrane that is supposed to be under the shingles was not there but there was some cheap plastic thin sheet that had disintegrated. Pulte cuts corners, uses the cheapest labor and subcontractors available thus providing a very mediocre product for which they charge premium prices. If you have another option, I would consider it seriously if the quality of construction is important to you.

    The home I purchased from Pulte at Sun City Texas in Georgetown, TX was poorly built. The preclosing checklist was long and included paint on every doorknob and hinge in the house, they had used caulk to fix holes in sheetrock and tried to hide poor construction with caulk throughout the home. Not one door shut correctly, to include the fire rated door from the garage to home. The bath tub in the master was covered with paint, caulk, and dirt. When a wall was opened up for repair, food debris and other trash was found in the wall cavity. They had sheetrocked over the debris during construction.

    They had installed the wrong lighting fixtures, and failed to put up the crown moulding that had been paid for. Dealing with the warranty section trying to get items fixed was a long battle with incompetence. They had sent out repairmen 30 times and there were over 11 no shows as well. Each time a workman was scheduled meant taking time off work, as they only work M-F. I would not recommend a Pulte home to my worst enemy. This is not a complete list of items wrong with the home, and the items included everything, electrical issues, plumbing issues, flooring issues, cosmetics, and structural issues.

    I am currently building a home at premium cost in the Bexley. Be aware Pulte allows NO changes to design after selection of rigidly defined structural options. They've denied simple changes to improve convenience, like rotating a light switch 180 degrees to provide access on a more logical wall or an AC pad relocation of ten feet away from a master bedroom window. They require strict adherence to standard design to support rapid construction of many homes. The construction supervisors are given no leeway to meet small customer requests. It's a cookie-cutter approach at a premium price.

    We purchased a town home in Dec. 2018. To be honest it's been nothing but a nightmare. The quality of work has a lot to be desired. Our house has so many issues. I'll just name a few. Have a huge bulge across my downstairs ceiling. The craftsmanship is horrible, paint drips everywhere, a lot of my trim is chipped. The contractors that they work with are just idiots. They don't want to fix anything right. The granite people came out to seal my counter top because it had dull spots. Well they popped up again, and I'll called and the guy hung up on me.

    I don't think we'll be here long. I'm so unhappy with the whole thing. The HOA doesn't respond to you, especially if it's something they don't want to hear. They have these customer service managers that are away and hardly ever able to reach. When they do get things scheduled, they schedule everybody in one day. So it's like a zoo and very stressful. So my advice to anyone looking for a new home, don't buy here. I'm so sorry I did. It's a shame that the models are so appealing, but our homes, not so much.

To whom it may concern: Please allow this letter to serve as my official complaint against the PulteGroup and the Whirlpool Corporation. I have contacted both companies by phone and as a customer I have not received aide that I have requested nor seen a completed result. Initially, I called Whirlpool on December 26th, 2018, just a few short weeks after my family and I closed on our home December 3,2018. I have contacted Whirlpool on three separate occasions since to replace or repair the defective appliance. Whirlpool has sent out a third party company to repair the defective appliance multiple times and yet has offered no results. 10 days have passed since their last inefficacious visit and this is a formal complaint.

    My complaint includes the following:
    • December 26th, 2018: I registered all Whirlpool appliances and first occurrence of oven and microwave unit malfunctioning.
    • January 19, 2019: second time oven and microwave unit malfunctioning; I called Whirlpool for a second time to set an appointment to repair unit.
    • Third party company Capital City Appliances came out to repair unit.
    • May 22, 2019: I called Whirlpool a third time to repair oven and microwave unit. Associate recommended we turn appliance “off and turn back on” before we schedule another appointment.
    • May 28, 2019: I called Whirlpool, but associates claimed all systems were down.
    • May 29, 2019: I called Whirlpool to schedule an appointment.
    • May 31, 2019: Whirlpool send third party company Capital City Appliances to repair machine; technician claims he can’t start working until we sign a waiver claiming that Capital City will not accept responsibility of technician damages appliance during repair. Technician did not repair anything during visit.
    • May 31, 2019: I contacted PulteGroup; no answer and I left a voicemail.
    • June 3, 2019: I once more contacted PulteGroup and no one answered

    • June 5, 2019: PulteGroup returned my call and claimed appliance warranty goes through Whirlpool and PulteGroup will not take responsibility for waiver.

    As of today, I am an unsatisfied customer whose warranty is not being upheld by the company who are responsible for installing the defective unit. PulteGroup ordered the equipment through Whirlpool for my brand-new home and are not taking the necessary steps to resolve the solution as the contractors of my home. Sincerely, Muhiyadin **

    I have lived in my current home (in Noblesville, Indiana) for over six years. In that time, I’ve had to take up carpentry, because the workers seemed more keen to pump houses out quicker, rather than taking time to check work and make quality homes.

    In six years,

    -The water heater has broken... twice.
    -The kitchen island has come undone, revealing cheap plywood painted to look luxurious.
    -The floors have weakened to the point of creaking.
    -The ductwork has been described by professionals (plural) as “incompetent”.
    -We’ve had to replace several drafty windows.
    -The pantry door scrapes against the floor in the springtime because the wood expands.
    -The carpet in the house buckles and folds as a result of excess material.
    -The front and basement doors have been replaced to fix extreme draft.
    -Our roof has sustained damage from relatively minor winds (10-15 mph).
    -The siding grows bubbles every time it gets above 80°.
    -The plumbing in the upstairs bathroom has clogged completely on no fewer than three occasions.

    -And the central heating system is incapable of warming the house much higher than 55° in the winter.

    I really want to like this house, mainly because of how spacious it is, but I think that repairs to the house have cost more than all of the furniture combined, in just 6 years.

    Pulte Home in NJ. HVAC stopped working or did not work properly twice. Apparently the construction worker put debris in the pipes and the pipes had to be replaced. Bathroom ceiling leaked twice. Kitchen sink flooded. Broken window when I moved in. Promised to fix it during walk around. All of this in 17 months. All they kept telling me is the warranty is for one year. This was a newly built building. On top of that, I can hear footsteps of downstairs neighbor and when they talk. Horribly built homes. I am afraid of not being able to see the home or the value going down.

    Design Center in Albuquerque put in wrong carpet name. I signed trusting the designer to have put in correct carpet name. I am now stuck with this carpet. They will not budge. In fact, design center does not bother to call and problem solve with me or offer any sense of customer service, rather she sends me an email and tells me I signed off on it and now it is mine. No respectful customer service at all. These people in general are not calling me back from corporate down to construction manager as well. I am supposed to show up to closing with a smile on my face? I caught this before final walk through. 1000$ upgrade. What is 1000$ to them to show respect and trust of customer?

    Do not trust these people. They do not care about you. Many are cold and show little sense of customer respect. If you choose them, check everything on the sheet you sign off on at design center and any other document with every product face to face. They will not correct their mistakes. They also use DensShield to build your shower. This is a drywall product with a covering that can peel off. They put Schluter waterproof sheeting on top but any crack or hole, any place with nail hole that is not sealed and you have water going back into the drywall. This DensShield is behind the cultured marble sheets and same thing applies for chalking and if any leaks behind the shower.

    Tract builders are moving to this because it is cheaper and lighter weight than concrete board. You are better off with concrete board that has no waterproofing than this system. They often do not use true professional tilers. So think about that. I do not trust them at all now. If they are going to act like this about a 1000$ upgrade then what else do they scrimp on.

    We were told our lot would be almost flat by the sales rep Emily **. After the foundation was poured there was a 5 foot drop off the back porch. The sales manager Brooke ** slapped my hand three times during a meeting and told me that there is no negotiation. We got three quotes for a retaining wall which Pulte Homes refuses to pay for.

    Purchased House in the Oxbow Development in Brooklyn Park MN. The overall house is good, Charlie was great to work with and he was amazing walking us thru the process. The Design Team was great to work with too. The carpet install on the other hand was extremely disappointing for the money we spent on the house. We did opt to not to upgrade the carpet, expecting at least 5 plus years of a quality look from the carpet. So, the expectations were low to begin with. We did Point out and note the flaws in the quality of the install during our inspection before closing and our 1 year follow up. We did come from a town home where “honeymooner” carpet was installed where the expectation is only a couple years. Hate to say it, but our little town home carpet lasted a lot longer than this stuff installed in our brand-new home.

    First off, all the seams were visible from the first day we moved in and each were noted from the inspection. Pulte did their part and had the contractor come out to try to hide the seams, but a carpet rake is simply a cover up and not a fix. We were told on the second attempt they will have a specialized person fix the problem (infrared fix), but it was likely a carpet rake attempt to hide the flaw since all seams were visible short time after. Why the contractor would put two seams in a hallway is beyond me? Looks like they pieced the main upstairs hallway with scraps of the carpet that matched to avoid using one larger piece for the hallway.

    Second, there were a ton of ripples all noted from the inspections. I get high traffic areas will show ripples. But to have it stretched and then a week later have the ripples show back up seems a little “off.” Questions came to mind like is there enough tacking holding the edges to keep the carpet stretched? Were there more corners cut by the contractor to “save money”? Why are the ripples showing so quickly after being stretched?

    Recently, we put in to have the carpet stretched in with Pulte and been told it's now our problem to deal with. I get the timing is past our one-year warranty, but the issues were noted before the one year/initial inspection, the problems were attempted to be fixed and still we see the same result, poor craftsmanship. We do have an Oxbow Facebook page that numerous Pulte Home Owners have complained about their Carpet which tells me faulty craftsmanship’s vs. wear n tear. So, it is not just us with the issues.

    I am person who understands the difference between” normal wear n tear” and bad install. Pulte is a recognized builder and the reason why we chose to go with them to build initially. When multiple people have spent close to half million dollars on a house in the neighborhood, but get carpet of this standard, I be very concerned on the image I was presenting to potential future home owners that are considering Pulte as their builder. I totally get that Pulte has contractors that they trust on their installs, but it is Pulte that ultimately puts their stamp of approval on their product. I hate to see a below average carpet install be used for quality issues for Pulte Homes. If anything, take a closer look at who installs the carpet.

    We have discussed with Pulte Sales team about our new home siding color and mentioned to her which color we want for the siding, However construction team has put the other color siding which you do not like. However Pulte Sales person is saying that she do not remember that discussion where we discussed about the siding color. This is very unprofessional of Pulte Sales Team. I have also communicated with Pulte Director of Sales (Chicago area), but he is not of much help. This whole experience with Pulte Sales team is very bad and we were not expecting this from Pulte Homes. We want to change the siding with the color we like, but Pulte is not helping in fixing this issue.

    The landscaping Pulte contracted, Hittle Landscaping, was allowed to plant a dead tree on my lot in 2018. Both sides claim no warranty on trees and shrubs. Pulte has said twice they would look into a replacement. Once I was told to stop making a issue of it. This is the second Del Webb community I have lived in and in retrospect I would not have purchased here this time.

    For starters, they tried to go back on a lot of item before closing but we had documented everything, so they had to bid by their promises. After closing, it has been even worse. We moved in January of 2019, it is the middle of May and we still do not have a finish graded yard or sod laid. Keep in mind, other homes that sold after us has had this done. We have an egress window that has a claim in it since February and still is not fixed. I have reached out to any and every one that I am able to and still get no return calls or resolutions. The few times I did, just excuses with the items. Still not resolved. If my family and I could turn back time, this would be the last place to buy a home. Please beware and shop for a home somewhere else.

    Well, let's see - where to begin... Light switches that are blow the fuses and are inconsistent throughout the house; flooring that buckles; paint spilled on carpets; ceilings in various rooms had to be re-mudded and painted (1 month into the new house) because they installed the drywall in a moist environment and sheet cracks/lines in every room; exposed nails under the lower window casings in every room; baseboards/crown moldings re-caulked due to extensive cracking; cabinet trim fell off; towel racks not installed level; ongoing issues with ALL appliances (stove top replaced; wine fridge didn't cool; main fridge/freezer ices up; dual ovens' clock loses date/time; DISHWASHER IS NEXT-everything stays wet regardless of the dry settings); tear in screen porch/replaced screen; replacing a door; carpet ripped; replaced trim at sliding doors/screen porch; some landscaping needs to be replaced, but they refused "not warrantied" - even Lowe's replaces dead plants; serious nail pops in EVERY ROOM; hole in Kitchen ceiling had been fixed, but it reappeared - caulking doesn't help.

    There's more and more seems to come up every day. BE WARNED! We even hired an independent inspector-didn't matter; DW Nexton is a nice environment, but the construction values are THE PITS - all of this and we paid over $500k for the house! I would never recommend Pulte or DW Nexton to anyone.

    We bought a new home in Sun City Peachtree in Griffin GA where did our first walkthrough on 04/12/2019. We were set to close on 04/19/2019. The house we were living in was to close on 04/26/2019. Pulte called us on 04/18/2019 at 2pm. We would not close on 04/19/2019 that it would be 04/24/2019 at 10am so we had a day and a half to move because Pulte failed to get a Certificate of Occupancy from the county. All we got from Pulte was sorry. At 71 years old moving was not an easy task. Just because of something so simple as a CO.

    Updated on 50/16/2019: Pulte will promise you the world and as soon as you sign the line at the closing you're nothing. DO NOT BUY PULTE. Yes the houses look nice but look closer. Workmanship is bottom class. DO NOT listen to the promises. The warranty people are just as bad. We are still trying to get a crack in the ceiling fixed. They have tried to fix it 4 times now. STAY AWAY!!!!

    Original Review: I bought a brand new house about a year and a half ago. We have had drainage issues in the yard and to repair the drainage issue. Pulte had the contractor plow a moat around the house and then laid sod and said you're all set. I have stucco cracks all over the house and they will not repair them because they are not 1/8 of an inch wide. This is because they lost a lawsuit recently. Everyone else in the community has had their stucco repaired regardless of the width of the crack.

    We had uneven (not plumb) window openings. The shower instead of grouting it all they used silicon in all of the 90 degree angles. The ceiling is cracked from one wall to another and they have tried to repair it 3 times and it has cracked again. They came to replace a floor tile that had a blemish on it and I gave them a tile but yet they used white grout instead of bisque and told us to let it get dirty and that will fix it. Are you kidding me a brand new house... Pulte is a company I would suggest everyone to stay away from. I have been in construction for over 34 years... I should have known better. HACKS.

    There are many small things I can live with and can work with to get it address sooner or later but roof is what I consider the most important aspect where I cannot have compromises. Worst experience with Builder, they did not offer any upgrades while buying the new home for roof options and installed the cheapest quality of roof available for chicago area. Till date May 2019 since we closed in December of 2018. They still keep talking about roof not getting adhering properly and they already had to come and fix my roof twice already and yet to solve my third problem.

    Totally disappointed with the quality of workmanship and material used for roof. If known they would install 60 MPH tolerance rated shingles I would have definitely gone for a higher one considering we live in Chicagoland and this is kind of expected wind in this area. The reason they are getting away with this is because of location and people afraid to publicly rate them bad as they suspect to lower their property value which will be lowered eventually if they do not fix their issues in timely manner and I know for a fact that this is not the only issue with this community. If I can rate negative I would definitely give Negative 5 stars. See the pictures taken after four months of closing on the new home (March 19).

    During 2017 Pulte was the builder I selected to build my townhouse in Mableton GA. After a year of living in my home I notice that my front porch stairs were cracking near the the railing post. This could be due to the hot summer or cold winters. I submitted the proper request online with pictures in December. I received a phone call and email that my work order had been requested and the brick company would come repair my stairs after it stop raining. I followed up a few weeks later in January and was told the brick company would come the following Monday. I followed up again a few weeks later in February, March, April and was told the same thing. The last email in April Pulte asked, Brad **, to do the repair. You guess it I didn’t hear anything so I did another follow up email in May. It’s May and the small cracks are big chunks of bricks.

    Also turns out Brad ** didnt build my stairs just another brick company that Pulte ask to help. Fortunately, Brad ** was so professional and courteous to do Pulte a favor and look at my stairs???? Yes he just looked at the stairs. He won’t make any money off my repairs so I don’t even know why Pulte asked Brad **. I look at my stairs everyday! Pulte does send you an email that someone will stop by to fix it but that’s it. They will not repair anything after you move in! Find a different builder! Let me mention that Pulte is currently building about 20 townhomes in my neighborhood so I understand why there is no rush on my work order. The same company that built my stairs are working on the new townhomes!???

    Good day, our home was built in the early to mid 2000s. We discovered a latent defect in the build. The chimney and fireplace system was built below stated building codes. The chimney was built right on top of the roof, without any support structure. Wood has been chipped away to make room for the flue which is approximately 2.5 inches from wood and insulation. There is no fire barrier. The weight of the chimney is sitting directly on the roof and will ultimately cave/collapse. Extended use of the fireplace will result in a catastrophic event. Experts have warned us “Not Safe To Use.” We absolutely cannot use the fireplace and should prepare for the roof the cave in at any time. We have contacted Pulte and will likely not wait longer than a week before getting the Action News reporters on this matter. Pulte is actively building all around us and others need to know what is going on here. We are so very afraid of our home now.

    I purchased a new home from Pulte Group in Chesterfield, Missouri. The siding on my home is melting from thermal displacement. After contacting the company, they will not cover this defect under the home warranty. Others in my neighborhood are experiencing the same problem and this should be addressed by the builder.

    They will not cover replacement because they "say" it doesn't fall under their warranty. Please protect yourself if you are considering building with Pulte and require that they install screens over the full window to prevent this from happening. They know it's a possibility, but they aren't taking any initiative to protect homeowners from it happening to future home buyers.

    My Pulte home was built in 2006. Our cabinet doors all began to bubble and the laminate peeling up. Apparently this happened throughout the neighborhood and they gave us new cabinets doors. We had to have them installed ourselves. The. Those cabinet doors also began to peel and lift. We were then told they already replace them and it was our responsibility. Very disappointed. I was so proud of my new home and that was ruined. There are many other problems also. Drainage issues on the side yard, driveway in even. Cracks in stucco. The cabinet issue really drives me crazy though and is extremely expensive to fix.

    At the time of our closing we were told that exterior stucco cracks would be covered under our 1 year warranty. This was a complete lie, at our 11 month walk through we were told that the cracks are no longer covered and that we would have to put in a claim via a 3rd party. Our warranty manager told us numerous times that the cracks would be fixed. We are still fighting this and our home has multiple exterior stucco cracks. We don't recommend Pulte Homes to anyone. So many workmanship issues.

    We had a water leak and huge separation between the vaulted ceiling and the wall in the master bedroom in our new home, first owners, that Pulte never fixed, just painted over. Called several times to ask about repairing after it was painted and it was never taken care of. My son’s bedroom window has never sealed and formed ice and condensation, as have other windows; never repaired or helped. No returned calls. The quality of the workmanship and products used are so poor that they begin rotting and turning yellow after 1 year; oops warranty is up! I would run from a Pulte development if I were you.

    A complete snake oil salesman business. They offer you a bunch of incentives so that you can eagerly close the deal with them. Once they take your deposit for a new home, it's over. They will try to work the incentive into your closing costs as much as possible by selling you an inflated rate, inflated points, inflated NON refundable rate lock charge.

    My advice to you: take their non lender attached incentive and don't take their mortgage at all. You might lose the lender attached incentive but it just isn't worth it to fight tooth and nail against a scamming mortgage and builder company that wants to haggle every nickel and dime of your hard earned money. Their lenders will try to push you back and forth between them and the seller's agent leaving you hanging and making phone calls all the time.

    They will promise to pay rate lock charges and all fees for closing costs as part of the incentives they give but blatantly refuse to give it to you at the time for closing the loan terms, despite there being terms in the sales agreement. They will make you fight for the money they promised to pay. The seller's closing costs. They will make you pay them as much as possible and change the agreement and make you sign it if you want the deal to go through. It's a criminal mafia company.

    We are totally disappointed with Pulte builder!!! Their logo said "that they stayed behind their buildings" but that is totally fake! We have 2 years old house and until now we were accepted all the small things around! But now the siding started falling and they refuse to fix it! I call other company for opinion and they told me that the siding was not installed correctly by builder and there was not the correct nail size also! The contractor manager guy didn't wished to give me contact of any responsible person and his manager even! People if I could I should give -10 stars of this builder!

    We built our 2nd home with Pulte in the reunion neighborhood and I wanna say this was the best process ever. We worked with Millie and Travis and they provided us with exceptional service. Travis always pays attention to detail and he is an intelligent, exceptional, honest and knowledgeable man. He always went above and beyond for me and my wife and we were always in the loop of what was happening. Millie made sure we had our designs right and recommended a lot things to us that we hadn't thought of. If I was to build a home again I wouldn't change a single thing and I would still do it with Pulte. We basically have the best house in our neighborhood and all our neighbors have great things to say about it. I know the comments are a little rough from other home owners but our experience was just the opposite of what everyone is saying which means the people with great reviews never post anything. Oh

    We purchased our Pulte home in Arizona almost 2 years ago. Although we love the design of the house we are not happy with their sloppy work at all. The finish work is horrible we have had to fix so many things. They do an absolutely terrible job. The day we got our keys the house was a mess. Had not been cleaned at all and almost every cabinet door/drawer in our kitchen had to be replaced or fixed lots of scratches. The baseboard they do a terrible job on and the walls have many uneven areas where my husband has had to fix their sloppy job. We both said we love the design of the house but would never buy another Pulte house again due to all of this.

    If you purchase a Pulte Home, be prepared to work as hard if not harder than Pulte employees to get the quality of home you anticipated. Attention to detail is lacking and quality is poor throughout our new home. Uneven floor tiles with sharp corners in the bathrooms. Sloppy paint throughout splattered on all of the carpets. Holes cut in sheetrock for outlets and light fixtures house is sloppy, half were cut uneven and too big and then poorly repaired. Loose handrails throughout were nailed to the walls. Trim, flooring and stair treads were cut short revealing gaps throughout our home.

    Many areas were outfitted with stock material that was not appropriate or did not fit properly. The stringers on the stairs did not fit properly and all of the gaps were filled with caulk. Floors are uneven and squeak throughout our home. When master bedroom dresser was placed up against the wall, there is a 3/4” space at the bottom of the dresser between the dresser and the wall. At the top of the dresser, there is approximately a 1 1/2” gap due to uneven flooring.

    In the kitchen, rust stains remained on the kitchen counter from cans with rusted bottoms being left during construction. A contractor was sent to remove the stains, he also removed the finish. When this was brought to the supervisors attention he stated he couldn’t see it, therefore it did not warrant any more attention. Two toilets as well as the master bathroom bathtub had rust stains that required a contractor to come and remove.

    The master bathroom tub also had a significant amount of scratches which made me question whether or not it was from a dent and ding sale along with the windows as four windows have scratched glass. The master bathroom tub will never be used by us as its condition is questionable. There was a rusted ring around the top of the tub as if it were left full of rusty water for a significant amount of time. Air conditioning units were placed on the roof of these units in despite of the contractors advice not to. The units are loud and vibrate throughout the home.

    We are pleased with the location of our home, the layout and most of the appliances and finishes. The downside is the quality of finishes and lack of detail by Pulte. Over the past six months we have placed a dozen or more tickets with Pulte in an attempt to have items repaired or addressed. I have sat home 4 days for repairs scheduled by Pulte where no one showed up. To date only half of the items on our list have been addressed. The most significant ones like a half inch gap at the top of the front door which allows heat and cool air to escape as well as pollen and insects to pass through have gone unaddressed. Gaps in mortar to exterior brickwork as well as cracked bricks have also gone unaddressed.

    Needless to say, the time an energy which we have spent over the past six months attempting to hold Pulte accountable for their poor workmanship has been exhausting. My advice is do extensive research on Pulte’s reputation prior to making your decision to buy or build. If you decide to purchase a Pulte home, build new and be prepared to visit the worksite frequently to detect inferior workmanship early and attempt to have resolved. If you wait until the end you are guaranteed to be overwhelmed and disappointed. In speaking with my neighbors the majority have voiced their concerns of similar issues. Some have experienced issues which have been considerably worse than ours.

    I bought my home 2 yrs ago. I have plumbing problems as we speak. I have no water. Cannot use bathroom. My pipes are full of mud and water, however the service manager Nicole does not care. The field manager Paxton does not answer your phone call. It took 1 yr for them to fix my upstairs window. Window was set in wrong and would not lock. If you want a new house please look somewhere else. Pulte Homes is garbage. They hire contractors that tell you how cheap they are so they cheat you. They use the cheapest material. Just know you will not get any service after the home is built. Plumbing is incorrect. Bad bad bad business.

    I bought a new home in July 2017 and despite the many, many, revisions to the original work Pulte would call someone out to fix it and I would chalk it up to "settling". UNTIL, a year later my new dryer went out and I noticed a ton of water collecting in the dryer vent duct. I finally made them come out and discovered that they never removed the screen from the venting out of the roof and lint was matted like paper mache. The HVAC guy told me this happens ALL THE TIME! What the flip... They could have killed me and my 3 small children. I'll NEVER recommend Pulte.

    We recently bought a house from Pulte in Hopkinton of course with a lot of excitement, only to be disappointed to see the quality and the customer service. Once the house is sold, they don't even care. Any issues you run into, customer service folks respond, that I have to give it to them, however, issues are never fixed, instead they try to talk you into living with it. Warped kitchen cabinet doors were installed which was pointed out during our walkthrough! After 6 months of pestering them to fix, they finally did, and guess what, the 2 cabinet doors replaced don't even match the existing door's color and are refusing to do anything about it asking us to wait till the wood darkens which no owner in their right mind would agree.

    A defective piece was installed by Pulte, and now, as a customer we have to pay the price for the shoddy work! And another common response to issues when brought up is, “this is a common issue which other residents have brought up as well” so what are you doing to fix it Pulte? Evidently, they don't try to “help” customers, have not seen any efforts from them to fix the issue. Don't even get me started with other issues, it might take me pages! Extremely disappointed! Please think before buying a home with Pulte!

    I purchased a home at a Del Webb 55+ community in South Carolina. Del Webb was purchased by Pulte in 2001 so Pulte is now the builder. The entire experience was essentially a nightmare. Pulte will tell you whatever they think you want to hear in order to sell you a home. Del Webb homes are grossly overpriced, so they tell you you're paying for "a lifestyle". That's a crock. I paid over $200 per square foot for a house with the following issues - and this is just a partial list:

    1. 26 structural and code violations making the house unsuitable for the hurricane rating it was supposed to be built to. This includes non-attached strapping, missing gussets, missing braces, etc.
    2. Bowed interior and exterior walls.
    3. Inadequate insulation
    4. Plumbing leaks.
    5. Improper HVAC installation.
    6. Damaged cabinets.
    7. Damaged flooring.
    8. Uneven foundation (sloping floors).
    9. Damaged windows.
    10. Damaged drywall.
    11. Faulty appliances.
    12. Sloppy paint (and don't try to clean it. It comes off). I spent days cleaning paint off of floors, cabinets, glass, fixtures, tile, grout, etc.
    13. Faulty tile work - bathroom shower did not slope to drain. Wall tiles are crooked and uneven. Grout doesn't match.
    14. Shingles improperly fastened.
    15. Roof sheathing improperly fastened.
    16. Sloppy caulking.
    17. Crooked doors (interior and exterior).
    18. Nails protruding from siding.
    19. Siding cut wrong in several places.
    20. Stains on driveway, porch, and sidewalk from spills by sloppy contractors.

    OK, I think you get the picture. I recently hired a qualified home inspector to go through my house. The report I received was 104 pages long!!! I have been in the house for eight months and have submitted at least 40 service requests so far, and have sent them the inspector's report. Pulte has, in most cases, been attempting to correct the issues, but they have also fought me on some others. In some cases the "repairs" look worse than the original defect. I'm not sure that Pulte is worse than any other production builder, but given the prices of Del Webb homes (I paid $457,000 for a 2100 sq. ft. home), I expect better quality than what I received. Most of my neighbors feel the same way and some have had even more problems than I have. BEWARE!

    We booked a house. Pulte The Grove which is located at SPRING TX 77379. And we deposit our earnest money then after fews days we went to our lot. We got shocked. It's really close to railroad track, and salesman hide this. I asked before I booked the house. He said you can't hear the horn but when we been there we heard the horn. It was so loud. So we cancel the contract and Pulte. Refuse to back our earnest money. Please please check everything before you book the house. Otherwise you will surprise.
