    I will never purchase a DR Horton home again. We have had the worst experience with this company. The salespeople lied about multiple things prior to closing. The warranty department is a joke. The homes are built like garbage. The materials used in building are trash. I have had several reoccurring leaks throughout my house that despite being "repaired" numerous times, continue to resurface. I just returned from a deployment where we had a decent rainstorm in months and my house looks like it's crying on the inside. I have submitted so many requests to fix what they couldn't build correctly in the first place.

    I tell everyone to avoid buying from dr horton. The previous new home we purchased had ZERO issues for the 7 years we lived there (Richmond American). I cant trust anyone's review of this company until they have lived in the house for at least a year. I'm completely dissatisfied with this company in every way. If I could do it all over again, I would have avoided this company like the plague. They also like to disguise themselves as Emerald Homes. Just more expensive garbage. I'm in Sawgrass Lakes in Melbourne Fl. An actual customer that is not affiliated with the company.

    Think a few times before buying a house from Dr. Horton. The quality of the house is bad! The sales person and the customer service is really bad. For the past 3 weeks we have been having painters to come over to house to try to finish the sloppy job the previous painters have done. It is shameful the way the house was painted and all the finishing. You can see shadows and glares on the walls, the lines of the painting are very crooked, cracks all over the exterior, etc.

    It seems like we bought a used house and we moved in. The house was not even clean when we moved in! It is so disappointed! They should have a supervisor to check all the details before the first walk. We are still finding details that are impossible to accept and it has been a long hassle every day to try to make sure they have been fixed. I wanted a supervisor to come over and inspect the house and make sure the painters do their job before they leave. I do not want to waste more time blue tagging the whole house with the problems once they should be the ones doing that before we moved in. I expected them to be more effective or respectful with their clients.

    Our “luxury” home close date have been continually pushed back to the point that we might close two months later than planned. Weather was not an issue. Our house sat untouched for a month. The quality of work is garbage. We have voiced our complaints every step of the way with no solution yet. At this point we are at a loss what to even do.

    We’ve ordered custom cabinets and furniture for this home. Before we ordered these things our sales rep confirmed to us they could be scheduled for deliver 11.25.19. It is now 12.16.19 and we’re having to store the cabinets and furniture with no new delivery help. The day after our hardwood was installed we had heavy rain. When we went to look at the house that day the front door was open and there was standing rainwater all over the curing floor. It is now bubbling up. The carpet is covered in mud and has been cut too short to fit snuggly under trim. There are ant piles and animal prints throughout. Cabinets and tub were placed on top of garbage. If we could go back we would not have chosen to build this home.

    My house was sold to me brand new. Year later noticed sag in my roof. There were repairs made to my roof/rafter sold to me like this without me knowing. As of today, almost one year later after requesting warranty repairs, roof still is not fixed. For 1 year I have been Waiting for your company to get their act together. Lack of professionalism and knowledge Within your Tampa warranty department. I am highly unsatisfied. I’ve made multiple attempts to contact someone in corporate again no response. For a company that is so large and “highly” rated, you are failing and not meeting these so called standards your company has. I want these issues resolved!

    I wish I had done my research on this builder before buying. I've been waiting over a year for them to fix some issues due to their poor workmanship, and during the meantime, other issues started developing like cracked tiles all throughout the house. They cut corners and use the cheapest materials possible. I highly recommend that you DO NOT build or buy a D.R. Horton home.

    I have warranty work that's incomplete, a portable toilet in my yard, and a ruined yard after a complete brick removal and no reimbursement of spoilage of freezer food because of the work. Even worse they won't address my concerns. I need a lawyer and class action be taken to force this giant to be more proficient and accountable.. Buyer beware! This is sad. My dreams have been shattered and my innocence stolen!

    I bought a house from DR Horton on January 2018 and since we’ve moved in, we’ve had constant problems. Warranty claims have been filed properly, but issues remain unresolved and are increasingly getting worse. The entire flooring throughout the house was improperly installed, leaving tiles that are elevated in some areas and improper weight distribution. The separation between tiles is wide and deep. Furthermore, the material of the tile is notably cheap and weak, with cracks appearing within the first month that we moved in. After filing a claim, they came and applied a bit more grout in one specific spot in the kitchen. However, this did not address the cracks and other areas of the house that had elevated tiles. Furthermore, the grout they applied was a noticeably different color than the rest of the house which only made it look worse.

    After filing a ANOTHER claim for tiling, I was told by the individual in charge that I would have to wait until November 2018 to report the floor issue again because tiles could continue to break. In addition, they did not leave any spare tiles with the house for circumstances like these. I reported this to DR Horton in my very first ever claim for the house. They never brought spare tiles, even though houses were still being built in the subdivision. I filed ANOTHER claim in November 2018 and received no response, so I had to file ANOTHER claim in August 2019.

    In this claim, I also mentioned that the tiles in the master bathroom were loose and almost falling because the grout was wearing off and changing color. Furthermore, the master bathroom shower was not closing properly due to improper installation. Also, the floor of the shower was wobbly and uneven, it is not firm and moves when you step in certain spots. When the person in charge of the house came, he said that the floor was supposed to be like that and that I was supposed to seal the grout of the tile. I have owned several houses, and this has never been an issue nor an expectation of a new home.

    Someone from the tile company came with two samples because the one in my house was apparently discontinued; both samples were darker, and one was a completely different size. How does it make sense to have two different colors in your house? The person in charge of the house later closed my claim because I did not accept the colors of the tiles. The tile company called in November 2019 to see if we would move forward with the repairs, and I once again explained that I do not want to have two different color tiles in my house. The tile company said that they had the tile now and made an appointment for the repairs to take place. I called out from my job that day and waited for their arrival, but they never showed up. I called around noon to see if they would be coming and I was told that there was no appointment made for me, even though they had given that appointment to me 15 days prior. My wife and I wasted our time and lost a day of work.

    Last week, they brought the correct tile for the floor and also intended to fill in the grout of the bathroom tiles. When the repairman began to work on the bathroom tiles, it started to fall and told me there was mold and humidity. He also said that the materials that were used by the building company were improper and they used glue instead of cement. He said this is the reason for the tiles falling and they did this to finish the job quickly. He said that in places where there is water and humidity, cement must be used, not glue. He called his supervisor to have him stop by to see the issues and improper installation. When the supervisor came, he said that al the tiles had to be changes for the shower and the tub. Since it was late that day, they agreed to come back another day. The person in charge of the house saw all of this, too.

    They came by yesterday to finish the repair, but when they began to remove the tile, they realized that the bathroom was a disaster. All the materials used were cheap, random and rotten pieces of wood, improper installation, and tons of mold. The repairman could not finish the job because there was water running behind the wall, the insulation was soaked, and the wall itself was wet to the touch. There was water also accumulated underneath the tile. The entire bathroom reeks of humidity and mold. This is a huge health concern for us. Construction workers also left pieces of food and garbage underneath the tiles.

    Other issues concern cabinets all around the house, the ceiling which is cracking (and apparently not covered under warranty), garage door falling for no reason and being improperly repaired since it has a gap, cheap paint that chips for no reason and wears off when cleaning is attempted, leak behind the master bathroom toilet, stone used in master bathroom for counter and tub has a horrible finish and is now stained and was never sealed, low water pressure and faucets have to been cleaned regularly since water comes out brown, smelly, and full of dirt, rocks, and sand (they say this is the fault of the water quality of the city and I have to buy a $7k filter to solve this myself), lack of privacy with short fences and you can hear everything your neighbors say, and many more issues.

    Finally, my mortgage increased by more than $780 because taxes increased and I was never informed that this was coming at the time of closing or during the process of buying the house. Now, I am paying $2,600+ for a house that is not worth it. I have been living here for less than two years and everything is falling apart. DR Horton does not care about their costumers nor what may happen after the warranty. They just want to make cosmetic repairs. The materials used to make these houses are the cheapest on the market and those they contact to build or make repairs are inexperienced and unprofessional. This a nightmare and time is running out for warranty claims, yet nothing has been solved. Every day, there are more and bigger problems with no solution in sight. NO ONE SHOULD BUY A HOUSE FROM DR HORTON. YOU END UP LOSING YOUR MONEY AND YOUR HEALTH.

    This didn't go through the first time but buyer beware. Bought a townhome from DR Horton. Screens don't fit right, AC duct work is wrong. Buyer beware. If you're in Texas, they could care less about quality they provide.

    When I first bought an express home by DR Horton it was all swell and dandy. Inspection went well closing went well and the appraisal went well. Now since I’ve been in Murphy house a little over 2 yrs now. I have already had multiple problems with my home. It started after my one yr warranty. Toilets had been leaking. All my cabinet drawers have broken. Some shingles on the roof have had been replaced. When I brought these issues up to dr Horton. They told me my warranty was up and all that was my problem. All this happened on my 14 month. (When our warranty is for 12 months). Everything has been fixed now by myself. The ac unit had broken down twice in the first 2 yrs. But when I sell this home I’m definitely not going to buy any dr. Horton brand ever again. I do not recommend this builder at all no matter where you buy them. I’d recommend another builder. Their quality is definitely not good.

    Poor quality for high price. The building materials are cheap and we were unable to make upgrades. But the prices are very expensive. I have seeing what other builders have for this price or even lesser cost for a better value.

    I bought a house 2018 June from Dr. Horton in Lynnwood in WA. Since I moved in. We found out the range hood has no suction. Our house turns into BBQ house when cooking. Reported the issue, it takes time for them to come. The tech person came in and changed the motor twice with no improvement. At the end, the tech person said it is not motor problem. I submitted the problem via Dr. Horton warranty website for more 6 times. The person called Shannon came in and took an look of range hood, then no follow up. The last time was 3 months ago, she thought it is the filter problem. She changed a filter but it did not fit. No follow up from her. Buying a house from Dr. Horton is horrible experience. The repair process and the worker's way to take care issue reflect Dr. Horton company's culture. (Shannon and Jeremy who are Dr. Horton's employee. They are the person follow up the warranty issue). Now is the end of the year, no solution for the problem.

    It hurts me to write this negative review. But since DR Horton chose to keep my $2500, I feel like I'm forced to warn others. I fell in love with a home in Mooresville. I renegotiated the price and features and gave $2500 deposit. After a few days I came back to the neighborhood and noticed several CCR violations. A few days later...the same thing. I finally called the management company and asked if they enforce the rules. They said they were but some complaints I had were legal. And police will need to be called. But the management company won't do the calling. So I reach out to local police. I spoke to a sergeant and he informed me they won't enforce violations until the homes are built out. Until then, Its the builder's responsibility.

    They still have more than a year to go to built out the homes. So I decided to back out. I didn't want to pay an HOA fee and not have CCR and laws enforced. DR Horton decided they will keep my $2500. Even though it was less than 2 weeks. The appraisal hadn't even been done. Beware that this could happen to you. This is my 6th home purchase. Not my first ballgame. But this really upset me. I loved the home. Just not the company or management politics. FYI. DR Horton uses their own contract which is great for them. I had 2 attorneys review it. It's solid. Since then, I've seen other postings about HOA that are not enforced at DR Horton's properties.

    I implore you to not buy from DR Horton. Builders uses a ton of short cuts. We bought our DR Horton home in August 2018. We have been in our house for 15 months and have had TWO major problems with plumbing. I have been going back and forth with DR Horton’s warranty department and 700.00 later they are refusing to reimburse any money simply because “I didn’t use their warranty” even though it was past our one year of living in the house. The man, Chris, told me my mistake was not “allowing them to come out and look at the issue”. That issue dealt with an under the sink issue. For whatever reason, it was leaking and we called a plumber who came out to fix it.

    Now their warranty department “can’t do anything since it’s after the fact and no reimbursement will be made.” The second issue is a cupping issue on the waterline out front. Our water had to be turned off by the city. They, The company and Chris, claim “the city may have hit the line by accident and the city fixed it." Let me take a second to be perfectly clear, don’t you think as a home owner that I would notice grass pulled up? Bottom line, they screw you with the warranty and makes for a crummy experience. Go with a different builder!!!

    My wife and I purchased a DR Horton home in 8/2019 in the Leyden Rock community in Arvada, CO. Our experience was that they'll lie through their teeth to get you into the home. Mentioning the quality of their properties. That's where the level of quality stops. The superintendent who performed the walkthrough made all kinds of false promises on items that would be addressed, such as, gouges in tile, dents and scratches on stainless steel, unfinished paint, etc.

    Since then, we've had to have the same tile contractor come out 5 times to fix the same tile issue, the tub contractors out twice because they can't do their job, the HVAC company didn't install the system correctly, and the landscaping company has been out three times because the lawn is dying. The customer service from DR Horton is atrocious. They want to send out unqualified personnel to look at warranty items to just drag out the process and make you fed up and want to give up. They've violated city ordinances on multiple occasions on the houses next to us. We have yet to meet a neighbor who has anything positive to say about DR Horton. Do yourself a favor and avoid the headaches. This company is not worthy to be in business.

    This is my first time buying a brand-new build and I got the opportunity to experience the entire process. First, I must say that it was very stressful, considering that I was out of state, which made everything even more complicated. I was informed with confidence that my closing will be on 10/30. I learned that they did not get the pipes in time from the vendor and it was moved to 11/14. They didn’t even have the house ready until the 11/11 for my first walk through. Then, 11/13, I learned that the pipes outside was broken. As a result, we did not close on 11/14. Finally, we closed on 11/26/2019. Below are my observations after closing, which is when you have time to go through everything in details. Their planning is not accurate, if they are building a whole bunch of houses, I am not sure how the priority was set. I felt like they rushed to get the house done and I question their professionalism. Why:

    1) Paint spots on floor (throughout the floor).
    2) Big Paint spray stains on wood floor (throughout the floor).
    3) Bathroom fan operates with loud noise like something stuck inside .
    4) Most windows were not cut evenly. It is bigger on the top and smaller on the bottom. I had to measure them to get blinds and realized that they are not proportionally even.
    5) I was told that the paint inside of the house would be light grey. The actual color looks white to me.
    6) I learned that they do not paint garage 3 days prior to my second closing date.
    7) They left the instruction package for gas fire place inside the fire place. It looks like you need to unscrew the front glass to get them out.
    8) Door lock was not cut properly. I had to lift the door up for it to close.
    9) Outside front yard was not clean, cigarette buds and small trash.
    10) The pillars outside has a big gap at the bottom. They used pieces of woods underneath it to support. Again, measurement and cutting the piece to fit perfectly.

    11) As I am walking around the carpet, I found nails along the edges.

    In summary, people say that purchasing a home should be an exciting experience, I can say with confident that it was not for my family and I. This process involves everyone participating and it impacts all other pieces involved, such as appraisal, loan cost, loan processing and everything else evolve around one’s family. I do want to take this opportunity to say that the seller’s agent was extremely helpful and there is only so much he can do. However, I truly believe that proper planning, all of this can be eliminated.

    We were thrilled to be able to have our first home be a new build. Our experience with DR Horton was great, until a few months after we moved in. Our lights started flickering. We found out there was a bad batch of lights installed, which explains why many of our neighbors had the same issue. Not a big deal, except for the fact that instead Of replacing them all we had to wait until they started flickering and then it would take weeks and a couple times longer than a month to get it replaced. My father in law has a seizure disorder and was not able to come to our house because of the flickering lights. Then our tile started cracking and our carpet was pulling up.

    Mark told us to text or call him with our issues and he would take care of them. They stretched our carpet 4 times trying to make it fit. Two of the workers told us it was damaged and was cut too short. It took almost a year to get our tile fixed. They had to replace it all because it was done so poorly. It came up by simply tugging on the tile because it was put down correctly. Once the tile was done the guy who came to put the carpet back down by the tile said it was too damaged after stretching it so much. It looks awful!

    After numerous unreturned phone calls and texts from Mark I had to call customer service and they assigned someone new to us. There had been multiple complaints with Mark in our area not getting things done. They had the head of the tile/carpet company (Craig) come back to look at the carpet and he told us it was because The tile we got put in is higher than our old tile. Even though these issues were all there before the tile! After having DR Horton higher ups come to see the problem they told us they are Going to stretch it again (for the 5th time!!).

    We have waited now over a year and a half for the carpet to be fixed to only be stretched again, carpet that is already damaged and too short. (We even found strips of carpet pushed down to help make it look like it fit). My husband has had to take multiple days off of work, it’s taken multiple phone calls for almost every issue and nothing has been fixed in a timely manner. We are so disappointed and we will never buy or recommend a Dr. Horton home.

    We purchased our new build home June 2019. We noticed the yard was very uneven and it flooded every time it rained. They worked on it numerous times, but were never able to fully resolve the issue. In August of 2019 our home flooded during a storm. We had water pouring into the kitchen from under the cabinets. Upon inspection they found the siding and the brick were not installed correctly. We also found the flooring under the stove was not completed. There was trash, nails and open space in the wall. Fast forward to November 2019 and another flooding incident. Outside repairs just competed.

    This was done without ever speaking to us about what they were doing, so we assume it was once again a very poor done job. Inside we still have holes in our kitchen cabinets where they aired out the water and a large hole in the drywall where they checked for moisture. It took them three months to repair the outside after constant no shows and too many phone calls to even track.

    We have sent in our six month warranty list a week ago and have yet to hear from anyone. We have cracks in the walls, shingles missing, a broken door, the floor under the stove, windows that let air in when closed, and the damage done when they addressed the water. This is the most frustrating and disheartening experience we have even been through. This is our first home, and we currently regret every second of it. We are already looking at possibly selling in the near future because If we have had this many issues after 6 months, we can’t even imagine what will happen after our warranty is up.

    I have purchased and sold several homes in my lifetime. Never have I been through so much stress as this home I Just finished closing on. I have never encountered a loan officer so Incompetent as I did with Rene. His lack of concern for the homeowner and his unwillingness to return phone calls or emails. The home itself is awesome, the salesman, awesome, I would have rather paid 10000.00 more just not to have to deal with the mortgage department. Lack of effort, lack of concern, lack of any professionalism whatsoever. Where I would recommend DR Horton for a home, I would also recommend searching for a different lender to use.

    I followed the correct protocol to report my siding on my home came a loose not to include it looks rippled. That was two weeks ago and I've been told that it would be resolved. Today marks the third week I am going into with no resolution. My home is in a cul-de-sac and the siding that is hanging is in the front. There are new neighbors that moved in the cul-de-sac so I'm quite sure this does not look good to them. This is over a $200,000 investment and I need resolution or they can buy this home back.

    Lied about there being runoff after it rains, now my backyard gets flooded with dirt every time. Connected them multiple times, filled a warranty report, but they refused to do anything about it... Would not have bought this house if I knew.

    My husband and I bought our first home with DR Horton last year. We have regretted it ever since. Our 11 month warranty came up so my husband and I decided to get a home inspection done to ensure we didn’t miss anything. The home inspection stated a few items that needed to be repaired. One of the biggest being our drainage. Our so called drainage is not a proper drainage and algae is beginning to grow. DR Horton refuses to put in a proper drainage stating they did everything that they could. It’s been an ongoing battle with standing water in our yard. In addition, we had a few other items listed for repair such as the chipped kitchen tiles and cracked bricks on the extra of our home. The kitchen tile is discontinued and DR Horton’s contractor no longer has the same tile. So if we want the tole replaced we have to have one mismatched tile. Not sure how that makes sense. How is it ok to say we can repair the tile but it won’t be the same color?

    Similar situation with the exterior brick. DR Horton has a contractor come remove bricks on an exterior poll only to realize that they don’t have bricks to match our home. This company is ridiculous and not helpful. They definitely don’t care for their customers. In addition, their employees are even worse and super unprofessional. Note, my husband and I read reviews prior to buying our home but read a lot of mixed reviews. Lesson learned. I highly suggest not buying a home from this company.

    Bryant heat pump. Was never told to register the product when the huge house folder was given to us, thus cutting the warranty from 10 years to 5 years. My air handler fan went bad at year 6. All the doors in the house were never properly shimmed and leveled so when they are closed you can see daylight around the door. After the walk through the only fixing that was done was adding more moulding.

    Do not purchase a home from DR Horton, their customer service after they have you money is HORRIBLE. We closed 10/08/19 and moved into the home on 10/22/19. Had an issue with the dishwasher the first time it was run. It had NO water connected to it. Sadly , it was never checked by DR Horton before we closed and gave them our MONEY. Therefore, the first time we ran the dishwasher it burned up due to the no water connection. Now they tell me I have to file a warranty claim. They are completely NO HELP once they have your money! STAY AWAY FROM DR HORTON!!!!

    Hi! I am hoping my post can help some one else on making a decision before doing business with DR Horton or anyone else. This is my first home purchase and I couldn’t be happier! My experience was truly a positive one and although things we not perfect but i will say my builder did everything he could in his power to fix anything that was not to my satisfaction in a timely fashion as possible! I purchased in Boardwalk subdivision in Lancaster, Texas. I purchased a model home and got a lot for my money. My best friend purchased her first home from DRHorton in Saganaw,Texas 2 yrs ago and is now purchasing her 2 home from them as well. I would recommend DRHorton to anyone who wants a great value for your hard earned dollars!

    My boyfriend and I just purchased a home from DR Horton and absolutely LOVE it. Our sales rep was awesome and our builder was amazing during the first walk through. ALL our blue tape objects were fixed before the second walk through and they have been very responsive when it comes to smaller items being fixed in the house so far. The builder gave us his personal phone number to call or text if we had any problems or questions. The builder really made us feel that we were the only buyers even though they had sold 8 other homes that month and he should have been very busy.

    Our house was a little pricier than the surrounding neighborhoods but with the customer service we have had and the people at D.R. Horton who made us feel special, it was a lovely experience. Not to mention the 1 year "bumper to bumper" warranty we have on the house in case we need any repairs done asap is AWESOME! We love the area and the backyard is WAY bigger than any other builder was offering in our price range. D.R. Horton takes into account that you don't want 10 ft of backyard and a neighbor so close you could open your window and touch their house. We have had an awesome experience so far and really love our little home.

    I bought my house 2/28/2017 in the Ventanna Lakes subdivision in Katy, Texas. I came home yesterday to a crack in my ceiling and a puddle on the floor. I contacted the warranty department and they told me I was free to find a roofing company of my choosing because I was no longer under warranty. So I asked about the 10 year structural defect warranty because it is not normal for it to rain in the living room. The representative referred me to RWC the company that is supposed to handle years 3-10.

    I emailed my problem with pictures showing the damage to RWC along with a phone call, neither of which have been answered. Water is getting in where the second story wall meets the roof. My mother also has a DR Horton house in the Carriage Hill subdivision in Conroe Texas. She also had a problem with water getting in her house as well. I would not recommend this builder. Any time there is a problem with their shoddy craftmanship it is like pulling teeth to get them to do the right thing.

    We recently purchased a home in Dacula, GA. This is our fourth home that we've owned and the second we've purchased new. The construction is solid, the design of our home is well thought out. But the options? Oy vey. They came into our neighborhood, and totally stripped down what the prior builder and put in these boxy, boring, homes. Just horrible. Think corporate streamlining gone crazy. B-o-r-i-n-g.

    For those who's time is valuable, I would not recommend working with DR Horton. Both before and after our purchase we have dealt with significant bureaucracy and delays. It's just hard working with a huge corporation. Yes, the sales staff on site and the builder on site are responsive, and just wonderful people. But the corporation behind them is a giant pain in the keister. Leading up to the sale, their lender DHI mortgage is awful (that's for another review). Still, you would think post closing that you aren't dealing with DR Horton anymore, but that's not true. They run the HOA board until all homes are sold. They have no incentive to be quick about anything.

    We bought house at 22.03.19 in Saint Augustine FL (Prestwick) and we not satisfied with warranty services. It takes months to come and do home repair services. The paint at house is fading too fast. I never recommend to buy townhouse or house from DR Horton!!!

    Purchased a new D.R. Horton town home last August in Utah. We had our first HOA meeting to turn over the HOA to the homeowners last night. This was my wife and I's first chance to meet with management face to face instead of emails. I wanted to speak face to face with them as to why it took one year to finally get our landscaping done around our town home. The main D.R. Horton's rep response was that's in the past.

    I told him I've been paying our full HOA fee's for a year which includes the maintenance for our town home and the community. When I told him that his excuse was it takes time for the permits. I then said our D.R. Horton community has been here for almost 4 years and that all the planning and permits have already been done. I then asked if this is D.R. Horton's first community. He looked shocked I even asked that question (because they are the #1 home builder by volume), I responded to his blank face with, "Exactly. You guys should already know better". Then he said he could call the police and have me escorted out of the elementary gym if it continued. Sorry that you dealing with your company's bad behavior makes you uncomfortable. This was our only purchase from D.R. Horton and I personally would NEVER purchase from them again.

    It's not in my nature to criticize another person work because I know how powerful negative comments can impact businesses, however, sometime the truth need to be told. My family and I are extremely disappointed in the way we have been treated by DR Horton Smyrna, DE branch. Two months ago on August 22, 2019, me, my wife, kids, my two brothers and their wives visited DR Horton Smyrna to express our interest in their new construction home, we had already secured a loan from another lender prior to meeting DR Horton rep on August 22,2019.

    We told their Sales Rep that we're ready to buy and move in immediately if we find a home that we like or we could wait for them to build a home but it must be completed within in 4 to 5 months. Their rep assured us that they already have a permit secured to begin construction in 4 to 6 weeks, with the completion scheduled for End of December to mid January. We agreed at that point to engage in a contract talk with them but we were told to forgo the loan we had previously secured with another lender prior to meeting up with them to choose their lender which happens to be USDA Loan.

    I immediately submitted all my financial statements to the sales rep to apply for the loan and I was told that I must make a deposit of $5,000 which will be refunded to me during closing and I must sign a contract before they proceed and give me a start date for the construction of my home. I signed the contract and submitted $5,000 deposit two months ago with the understanding that construction will begin sometime in September but we're now approaching the end of October without any foundation on the ground.

    Three weeks after signing the contract and giving the Sales Rep my deposit, I received an email from the same sales rep asking me if I have applied for the loan with their lender. At that point I was confused because I had already submitted all my financial statements to him and he forwarded all to their loan officer in my presence on August 23, and they prepared a fake documents to send to me highlighting the total cost, monthly payment, etc. This document was sent to me few hours later on August 23, after we agreed to proceed with them. Now your have taken my deposit, deceived me to sign a contract but yet your have not even do your due diligence to ensure I'm qualify for the loan you promised me.

    I have reached to the sales rep several times to express my frustrations and concerns about the deadline he promised, two months later we're still in a limbo with time clicking fast on our end. My wife and I have already booked our wedding for the 3rd week of January and I must leave my current residence at the end of my lease which is at the end of January or else I must renew for a full year. We have a day care business we were hoping to start by February but all these plans are at risk of cancellation which will cost us serious financial damages. I have communicated these concerns with the sales rep many times and I have asked for my deposit back so we can proceed with different path to ensure all of our plans come to fruition. We have been deceived and I have asked for my deposit to be return but I'm being told that my money cannot be return. I'm gonna consult with my legal team in the next few days and we'll let the judge decide this.

    Garbage builder w/ a complete staff of incompetents and no quality control systems or accountability in place. Their only concern is throwing homes together and forcing closings. I forced the closing to be postponed 5 times due dozens upon dozens of defects, most of which are still present a year after I agreed to close w/ their commitment that all issues would be resolved. I wouldn’t allow DR Horton to build a dog house.

    Updated on 10/22/2019: I just recently posted a review about DR Horton, but wanted to provide a follow-up. This website changes the status to "Resolution in Progress" when the company responds to the review, but I wanted to share what has happened since I posted that review so potential buyers are aware of the customer service they would be getting when they purchase a home with this builder.

    After posting my review about the experience my husband and I have had since our closing on our home in the Clifford Grove community in Garner, NC, the DR Horton customer service team reached out with an email where I was asked to contact them with more detail. I did exactly that, providing all the information they asked for along with the forwarded emails that I had received from the Clifford Grove team. Those emails demonstrated a lack of transparency or care as to how our frustrations with our home were handled. There were items within the house that should have been completed prior to closing, and three weeks after the closing, they were still not completed.

    I got a response from Philip saying that he escalated the concerns to the Raleigh management team. This did not really seem like an adequate response for me. My husband and I are living in a home that is not complete, but the best customer service is willing to do is "escalate concerns". When I questioned this, the same cycle that we had seen with the local management team continued here. Rather than look into the issue, Philip chose to gloss over our problems and provide excuses for why the work was not completed. In fact, I just received an email from him where he claimed that no balls were dropped in this process.

    The superintendent, Dominik, scheduled workers to be at our home, so my husband took time off to be present. No one showed up to complete the work that day. When my husband called about this, the response was that Dominik was on vacation. Two days later, Chris reached out to try and start correcting the issue. Rather than explain this oversight, Philip chose this to share: "it appears that Chris ensured balls were not dropped in Dominik’s absence." He is choosing not to acknowledge the wasted PTO my husband had to take or the fact that work was still not done after being scheduled.

    As I said in my previous review, please consider looking at other, equally beautiful neighborhoods in the area. I would not wish this headache on anyone. When you look into buying a new home in a community like this, you would hope that customer service would be a priority. I am sad to say that our experience with DR Horton is anything but.

    Original Review: My husband and I purchased a home in the Clifford Grove community (Garner, NC) just about a month ago. Since the date of our closing, we have been met with poor customer service and lack of follow-through from the team. When we first went to look at the community, we were struck by the beauty of the homes. The beauty of the home is not worth the headache that we are still dealing with. On the day we moved into our house, the cabinet doors were still stained, painting was not complete and there was a stain on the carpet.

    When we brought the issue up to LaTrenda and John, they were quick to assure us that it would be taken care of. That assurance came over three weeks ago. Now, we are in a home that still have stained cabinets and unfinished paint. When we tried to reach out to them for help, we were told they do not schedule the trade workers. Dominik is the lead on construction. He scheduled meetings with my husband, but did not show up. Twice, my husband took off work to be available and twice the appropriate people did not show up to do the work. While yes, the homes are beautiful. This process is not worth it. There are other communities in the area with beautiful homes. I would encourage you to look elsewhere.

    Updated on 01/19/2020: January 2020, no changes to my issues from DrHorton, they replied to my last review by saying they would send a follow up to my "local" warranty dept. I told the person that that will not solve my issues, re: 150+ emails!!! They never taped the ceiling angles, they caulked the opening and mudded over that! All ceiling angles are cracking now, same for garage no perfatape on any joints, now all cracking, my garage walls leaks on the inside during heavy rains. I have 100's of pictures regarding this mess. Now I need to find a good law firm to solve this. Litigations may solve my home issues, but not this Company.... BUYERS BEWARE! Do your homeworks, hire an independent "INSPECTION" Company.

    Original Review: No Quality control, cheap labor, contractors doing their own complaining even!, etc. Promises, lies, excuses, but no actions. Sell you a home mortgage based on a $1000.00 down. They approve lots of sub buyers then before 1st your 1st payment, they sell the mortgage =no ties/obligations with homeowner. Poor workmanship comes from cheap, inexperienced workers.

    DRH goal is how fast, how many can we profit on! They all are divided in groups/locations and are independently controlled, Quota is priority=$$$ Suppliers have been told that they get a price from DRH to perform their jobs, not the other way around, if they want the work! In turn, they use sub par supplies. Several issues on my property, too long to list, but I can say that there are over 150 emails and counting....

    I just have to say "be careful" when you sign a contract and buy a new home from DR Horton. We looked at a model. Assumed the model options will be available with our home only to find out they do a bait and switch. As we were picking the options in the contract (extended Lanai for example), they no longer offer that option but instead offer a paver patron instead. Model had gutters and downspouts but our home does not have one (DRHorton does not even make it as an option even though it was in the model...bait and switch). DRhorton put a window in a random location (not in the plan). Said it is free not knowing it was crooked. They also put wrong color ledge stone on our home (they fired our sales rep and the color was TBD when they let her go).

    To top it all off, DRhorton says that if home does not appraise to the value of the home, I must pay 1/2 of the amount if the appraisal does not come and that they will not fix or adjust anything until the appraisal. Not my fault that DRhorton overcharged for their options. I will keep you posted on how DRhorton resolves these issues.

    First of all, I have to say that we couldn’t be happier with our neighbors and the community. A lot of really awesome people live here and if you are looking for a great neighborhood, you have found one. This review is specifically about D. R. Horton. We bought our home just less than a year ago and selected this company because we had a great experience with them in 2009 in another city. Two of my neighbors had issues with their circuit breaker boards sparking and nearly causing a fire and my neighbors on both sides of me had sprinklers installed incorrectly causing their whole yard to have to be dug up twice. This company uses the most inexperienced cheapest subcontractors they can find and then makes excuses for their mistakes instead of fixing them.

    Our laminate tile flooring is coming up due to the slab not being properly floated. The exterior siding is hanging over the slab exposing the interior wall space. The back roof decking is sagging inward and the landscaping was not properly graded causing water pooling (not covered by warranty conveniently). In the master bedroom the dresser drawers come open on their own due to the uneven slab. When we walk on the floor it moves and cracks. When we first purchased our home, the flooring was peeling and coming up. I made a warranty claim and the repairman came in, put a hole in the floor, inserted glue, and left it that way. The warranty manager has refused to fix the problem properly saying that they would fix a few spots, but not re-float the floor the way it needs to be done. He told me that uneven slabs are normal and while this is somewhat true, literal lumps in the flooring causing it to crack and come up are not.

    He told me that back in the early part of July. It has been over three months and they clearly have no intention of fixing the problem. At this point we are having to take further action, move completely out, and this is truly a nightmare. My advice, which in hindsight seems commonsensical, would be to have your home professionally (separate from DR Horton) inspected prior to signing anything. Make them fix EVERYTHING prior to signing anything and moving in and if they refuse or make excuses (because they will), walk away. I hope this review helps save someone else a lot of trouble.

    We bought our house just a year ago, it's a new home. The builder used cheap toilets in all the restrooms. We have a couple of properties, but it's the first time we bought a DR Horton home. We were told about the cheap materials they use but we still thought of giving DR Horton a chance but we are now facing huge issues with the plumbing systems in all our restrooms. This home was also part of their "Emerald" Line which was supposed to be the top of the line in terms of craftsmanship. I can only imagine how their "Express" homes are built. We regret our buying decision, and offer warning to other new home buyers. Stay away from DR Horton, you'll be better off in the long run.

    This company discriminated against ** peoples. They only looking for people with great credit and income to rip you off. Once they find out you are not a great candidate they drop you dead. No wonder why in this country minority does not own homes. It is a shame. On top of that their houses are poorly built. Stay away from them. Not fully recommended at all.

    We bought our home in May of 2017. We have had so many problems with drywall cracks in the master shower bathroom. 2 different cabinets styles in the master bathroom. The outside seems of the concrete board mold gets between the joints. So I was told by one of their Reps to go get some one by four boards and put them up. So after spending over a $1000.00 of my money they came out and told me that they cant paint the boards and caulk the nail holes due to warranty work. If they would of put up the boards to begin with we would not of had this problem.

    The Rep told me that they have had this issue in other homes they built and this would fix the problem. Plus they paid for the other houses that has the same problem as mine. Drive thru Grand Landings in Florida and look at the quality of work on the side of there homes. Look under the cabinets to make sure that you have more than 2 screws holding the cabinets on the wall. I have already had to replace the carpet in all the bedrooms. The paint on the walls wipe off when you wipe them down. For $260.000.00 home you think the quality would be better. BUYER BEWARE.

    We own a DR Home, the concrete that was put in by them has cracks on each piece, not small crack but it goes thru the whole concrete. It is very hard to get a hold of someone to help us. This home is only built in 2011. We have other problems with the home as well.

    I've had continuous problems with the drainage on one side of my house, which we pointed out to DR Horton several months ago. The warranty person said nothing was wrong and attempted to blame it on Florida weather. We again complained because the flooding continued and I had answered a customer service survey, which I gave DR Horton a very poor rating. This time, the warranty person had the survey and sent surveyors out to verify the elevation. You guessed it, the elevations were not correct.

    A tree we planted near the area but not directly in the flooded area died. I had purchased two identical trees on the same day and had the trees planted on the same day. The tree on the side of the house were no flooding occurs is doing fine, the one that's near the proximity of the flooding has died. DR Horton takes no responsibility for many things. I have had to call them back numerous times in the past year. They put more effort into avoiding work than doing what's right. Be very wary of DR Horton.

    I've been in my home over 8 months and have had 4 drywall paint companies to try and repair my drywall issues. Not one company has been successful yet! My walls are two- three different colors. Drywall looks horrible and bleeds through the cheap paint. I've written numerous letters and sent to the media and DR Horton. I have also been told by Charles ** that my expectation is set higher than what other customers have. I expect to have the house repairs fixed properly no mater if the house cost $200k or $500k. I was lied to by Horton employees stating that I could do an amendment at closing and they would come back and repair all of the outstanding issues. Well, that was a lie.     We visited, we liked, we were under contract. Until the under Writer decided that the company I was going to work for wasn't qualified enough. So when I spoke to Ron "my" financial advisor he said all was ok. Let's move forward. I rented a truck, drove 800 miles and the day of the closing, the call comes in. That I have been denied. A loaded truck and nowhere to go. And all I got was I'm sorry and never heard from them again. I moved into a hotel. Until I found a job and finally rented a place because I was suppose to move into my own home which of course we are still devastated.

    My family & I purchased 2 DR Horton Express homes in Smyrna, Delaware for over $300,000 each. It's been 3 months now for issues found at the time of the walkthrough, that we are still waiting for or getting no response to or just getting the run around with, regarding trying to get them attended to & fixed.

    1. CRACKED tub & loose water spout in the guest bathroom.
    2. Insulation falling off unfinished basement walls.
    3. Dryer vent frame missing.
    4. Mortar missing or never put in between stones on front of house.
    5. Master closet light flashes on & off, when the switch that does NOT belong to it is flipped on.
    6. Master bathroom toilet bowl tank has movement to it, so when you sit down you hear it make a knock sound.
    7. Master bathroom floor tiles separating.
    8. Master bedroom floor vent barely blows out the A/C air.
    9. Living room window is missing a sliding lock tab.
    10. A wood floor that has 2 humps in it do to the framing not being placed evenly underneath it.

    11. Laundry room doors on each side, are unable to close. And then the little bit they do close they tightly stick closed.

    About 3 issues, not mentioned above, were actually addressed & fixed within 2 weeks of us moving in, as the construction manager said they would be. But that's where it stopped. All the rest, he claimed to have put work orders in for & then reminder notices to the vendors (as he called them), but we have yet to hear anything else from them or him. The separating tile issue I emailed him about, his reply was, that I would have to go the Warranty Request form online route. So I did, to get the reply from them that its normal due to the house settling & if the issue still exists in the 1 year walkthrough, then that's when it will be dealt with. REALLY?!

    Of course the issue is still going to be there in a year, if it isn't fixed from now! So, a newly constructed house walkthrough tile separated is a due to settling & wont be fixed now, but let's wait & see another year. I'm sorry but when a brand new house is built, it should be done correctly & look brand new. So, I paid for something to look unprofessionally done. Smdh.

    This company is all about customer satisfaction up until the closing & they get your money. After that their main concern is getting high ratings & good reviews on a survey that is sent out within 30 days of you living in the house. If I knew then, what I know now & what I would have to go through TRYING to get things fixed, they wouldnt have gotten half of the rating I did give them.

    Mind you I love the layout of my house & it's location, but the contractor, sub-contractors & the so called Warranty Requests & the stress, frustration & headaches to get something fixed...I can do without! This is my 3rd newly constructed home & the worst. The other 2 builders were VERY attentive AND KNOWLEDGEABLE! And got things done. Unlike DR Horton. They are in a class all by themselves! Horrible! And NEVER AGAIN!

    If you're considering contracting DR Horton to build a home, make sure to ask who your superintendent will be. Donald ** is responsible for construction being completed in Ocala, Fl. God forbid he finds a bid anywhere else. Mr. ** is directly responsible for the construction teams that have severed the internet and cable services to my home seven times. (Yes, that's right. 7 times. 8 times if you account for one incident that occurred as a result of his men failing to reposition our line after casting it out of their way in what I can only describe as a fit of frustration.) His managerial incompetence has cost me time, and money, and it wasn't until I spoke with Project Manager Chris ** that I learned the extent to which Mr. ** would go to avoid taking responsibility for his actions. His boss, Mr. **, had no idea that Mr. ** crews had severed my services 7 times.

    What. An. Embarrassment. Furthermore, Mr. ** oversight failed to prevent his teams from destroying conservation area land. It would appear that this... gentleman... is not even capable of determining where his lot ends and another begins. If you are forced to work with this man, run for the hills. Take any means necessary to avoid the absolute embarrassment that will ensue as a result if you allow this man to work on, or adjacent to, your property.

    I wish I didn't feel so compelled to warn people about this. I just don't want to see another person struggle with the absolute insanity that I have been through trying to keep this man from indiscriminately cutting my home business internet services. Hence why I am disinterested in seeking financial restitution for my struggles. I would vastly prefer to see this man sent back to training.

    With that said, Project Manager Chris ** seemed to take these concerns seriously. Since my conversation with Mr. ** I have had no further issues on my property. Do not let the fact that this business is a $40 billion corporation intimidate you. Their men are required by law to follow the exact same ordinances any other construction team would have to follow.

    If you have issues with DR Horton in central Florida, the Project Manager I was able to communicate with was quite helpful. I would suggest making every effort to go directly to one of them instead of wasting your time trying to get Mr. ** to find a reasonable solution to your concerns. Credit to Mr. ** ability to immediately enforce some form of organization in a very short amount of time. Were it not for Mr. **, this would be a 1 star review.

    I am giving DR Horton a 1 because I am unable to give them a 0. We built a new home and closed on our Myrtle Beach home in the last week of July 2019 and were rushed to do so in order for them to get the closing in July. When I did the “punch list” a week before closing, there were many unfinished work issues and numerous cosmetic problems. We hired our own building inspector who noted several issues as being not code compliant. There was green tape everywhere indicating the need for touch up or redo. We built it from long distance, relocated from PA, and unwisely trusted DR Horton to do what it said it would accomplish by closing. They did not and the house was not ready when we arrived.

    Our foreman Scott ** was very nice and kept us informed with pictures etc. as the process progressed until he didn’t. Before we arrived on August 1 and within the first 30 days of purchase he appeared to be responsive with his constant, “I can take care of that but you’ll give me all 10’s on the survey right?” I heard this more times than I can count. Well, the 30 day survey came within 22 days and there were many issues that had not been dealt with along with his saying DR Horton does not warranty cosmetic issues after closing. We gave him all but one 10 for fear he would not complete some issues. In good conscience, we could not give him a 10 on details.

    Well once we did the survey he was done with us unless we went higher up to get issues taken care of. They did not complete many of the punch list items and we had to fight for getting issues done. We think a responsible home builder who cannot or does not complete something, they should then own it and do right by the client but this is not DR Horton's philosophy. They build with the cheapest workforce and as fast as they can. Having spoken to neighbors who have built here during the last 2 years, this has been DR Horton’s way of operating. When something is incorrect it should be corrected and not be quoted by Scott, “it’s not under warranty”.

    We did fight for a new palm tree, threatening arbitration, since they gave us a dead/dying one. The painters ruined my beautiful wood floors with paint splatter. I had to get on hands and knees scraping and some still can’t get off between the wood grains. Painters also washed their brushes etc. in the kitchen sink and ruined the finish and also got paint on the countertop, which I insisted they have someone come in and look at, and I had to use the product to get it off. We really could go on with issues. (Ceiling has smudge marks; door frame trim has gouges and paint scum from the can…)

    If you are considering a DR Horton new home build, please keep in mind that you must identify each and every problem during your walkthrough prior to closing and then delay closing until they properly address all of the issues. Otherwise, you will have a fight on your hands for issues they either didn’t complete or did incorrectly. They just hope you give up the fight and move on. Don’t let them pressure you to close unless all the issues are completed. I cannot recommend this builder in the Myrtle Beach area and the foremen really don’t care about anything except getting 10’s and moving on to the next victim. Also, Scott considered these issues as ranting when mentioned on the survey.

    I had a horrible experience with buying DR Horton home. Overall, the entire way the company works is so not unorganized And I feel they do not care about customer satisfaction. I purchased my Home few months ago and moved in June. There were so many things that needed to be fixed, I tried reaching them multiple times with no response. I noticed my dishwasher was leaking on the 1st day, the wanting me to call the company and file the Warranty report with them. I feel they should be the one handling this especially if it was noticed the 1st day. There were so many other things that needed to be fixed, multiple E mails were sent with no response. It is September already and I am sure they Will keep postponing it and finally respond by saying 'you guys are past the Warranty date'. Very unprofessional.

    D.R. Horton did a fantastic job in all regards!! House was well-built and we were beyond pleased. HOWEVER, we had a terrible experience the law firm they used in South Carolina, Harvey and Vallini, LLC. The law firm was understaffed and unprepared on the day of closing. Our closing didn't start until more than an hour after our allotted closing time, and there were mistakes on the paperwork! D.R. Horton provides a quality product, but they need to get a new law firm to represent them in the Upstate of South Carolina to improve customer service. Harvey and Vallini did a TERRIBLE job.

    My husband and myself bought our first home last yr. 2 months living in the home the foundation cracked from one side of the house to the other side. It took them it took them months 7 months after getting an attorney involved to get every fixed completely. My house was left dusty and unfinished during for a while. Now I'm having my 3rd leak and it's been since June 2019. I'm spending a lot of time on calling, texting, and sending emails just to get this fixed. The only person that responds to me is telling me there's nothing she can do and there's only 1 person that can help me. The one person that is not responding.     Upon signing a contract to purchase a DR Horton property in McDonough, GA on July 24, 2019 and being prequalified by another lender the onsite agent referred us to, since the DHI Mortgage loan officer couldn't be reached at the time, we were told a few days later to contact the DHI Mortgage loan officer Michelle **, per the builder's management. Here we are almost 2 months later of back and forth, poor communication and numerous closing date changes, requests for documentation that had previously been provided, excuses for why the closing date was pushed back due to an appraisal delay, we had to finally request the suspended loan application be denied in order to go another route.

    The manager Greg ** advised he's not sure how long that would take but his response only leads me to believe they're gonna drag their feet with getting that done as well. After purchasing homes in the past, this has by far been the most stressful and disheartening experience I've ever encountered. The initial closing date was supposed to coincide with the sell and closing date of my previous home, which took place on August 23, 2019 but unfortunately that did not happen. This has been a huge nightmare and financial burden, having to pay for storage and temporary housing. I wouldn't recommend DHI mortgage to anyone, buyers please beware. This has been a big disappointment and inconvenience for our family. Shame on you DR Horton and DHI for not treating customers as individuals but only seeing them as numbers.

    I moved into our newly built DR Horton home on July 2, 2019 and immediately filled out warranty requests as per the builder. There needs to be a sense of urgency in completing our warranty requests within reasonable time. There are several items that were warranty requests submitted over 2 months ago that were never addressed. Some items were reviewed for validity but never followed through. Our baths have been in demolition for going on 3 weeks. We are about to have a baby in 2 weeks. The tiles were crooked and misaligned. Found out the back wall was not set back to allow for tiles and no one verified quality of work. We have a cracked master bathroom bathtub and the tub's panel is broken held on by tape. A faulty loft switch that flickers off and on when operated that was not repaired the first time.

    Trimmings are misaligned in some cases by 2 inches. Flooring has hollow spots that when walked on, the floor bows. Window screen framing bent. Window screen torn. Attic access door is warped. Loft flooring has gaps that can be felt when walked on. The HVAC piping is crimped and not insulated. I paid you $386911 for a safe well built home and I do not feel I got what I paid for. My builder says he's trying to get people to do the work but no one is available. Is this because I've already paid them so I'm no longer important?

    My situation with DR Horton is not very high. When I decided to buy a house my realtor recommended me to buy with DR Horton for the quality of the house and for the support that they provide at the time of the guarantees, among other things. Already 2 months after my new house has left many problems and the response and solution capacity is very bad. Although the attention is good, at the time of going to fix are not effective, and almost 3 months living in my house and I do not fix the system water softeners. My whole house is smelly but the company does not respond effectively with the guarantees. It is something that has me very bad, and my sister who is about to buy a house is disappointed with not buying with DR Horton since it is Analyzing my situation. I think that buying equipment for the house at a low cost leaves DR Horton very badly in what they offer. Dennis ** Naples FL

    We have lived in our DR Horton Home for 6 months. We have attempted to have DR Horton fix something that is clearly under our warranty and they have ignored us for 6 months. Our entire street is having the same issue. They are completely unresponsive. We saw the grading issues around the foundation before we moved in. The company assured us the problems would be resolved before we closed. We continually brought up these issues and there is still standing water around our house and we have flooding issues all around the house. This is the same for many in the neighborhood. I would recommend finding a house from a different builder if you have the chance.

    Dryer vent exhausts out through the roof and constantly gets clogged. This was obviously poorly designed. Toilets got clogged almost every time someone used it. One clogging resulted in water overflow, ruining the floor, and this was like 2 years after our home purchase. The toilets had to be replaced and so did the flooring. Paint on the walls were the cheap kind that stained and couldn't be cleaned. Overall, poor build quality!

    I bought my new house 5 months ago and have had nothing but problems. My first 3 days I had no hot water. I had a pregnant wife and a year old and I called their emergency line and they wanted to charge me. I had wires backwards on my electrical outlets, cracked tiles everywhere. The warranty department tries, but are not very customer focused. If I knew I would have all these problems I would not have bought this house. Very poor quality built house. I would not recommend this builder.

    My DR Horton experience has been absolutely horrible. The closing of my home was not done in good faith. Irrigation, water runoff flooded my front yard for months, property line issue wasn't disclosed and now I'm being harassed by Kinney management over bogus how violation threats. I had to lawyer up because these criminals can put a lien on my property. Overall HOAs should be illegal because they violate security of a citizen's property. DR Horton and Kinney management are shady at best.

    The irrigation system just leaks water all over the front yard and weeds sprout up everywhere because the irrigation isn't controlled to where it only waters the landscaping plants. This whole situation is abysmal and I'm being threatened, lied to and harassed illegally. Stay away from DR Horton and Kinney management.. Btw Kinney was already sued by homeowners in the state of Arizona once, it's public record.. No wonder I have to lawyer up.

    I closed on a DR Horton on 27 April 2018, Brentwood Place Subdivision, Union City, GA. All of the sinks on the second level the sink stoppers have to be pushed down in order for them to secure and hold water in them. Plus, my master Bedroom Sink overflow opening does not allow for excess water to drain which then drains out onto the floor. Creating a mess of the master bedroom. This plumbing problem is a nightmare. The subcontractor that did this plumbing should have never be allowed to to do this type of plumbing work again. Also, the flooring on the second level lacks sufficient padding in some places in all of the rooms on the second level except for the laundry room. Plus, the wooden flooring beneath the carpeting squeaks, is flimsy. The carpeting is of poor quality. From what I now know I should have never closed on this property.

    We have signed a contract on a new DR Horton home. We have been trying to purchase this house since February 2019. We were told that would they would be building the road and April with an August delivery. We were then told that we can't sign a contract until they have the road built. In late June they called us in to say that they are ready to sign contracts and start building the road. We signed, gave earnest money, and they haven't done anything since. Today I received a call stating that the new delivery date is January 2020. Very frustrating start. I hope to be able to update this rating as the process moves forward. At this point, I would not recommend DR Horton.

    My name is Brian. I purchased a DR Horton home in Marana, AZ two months ago for $250k. Initially, I was excited and the model homes were beautifully built. However, your home will NOT be built like the model homes because DR Horton is only interested in QUANTITY and not QUALITY. Within 4 weeks of moving into this new home, my master bathroom ceiling vent fell for no reason; there was a chip in one of my floor tiles; my kitchen counter was warped when they installed it; the master bath shower handle was defective; and I have tons of bugs throughout my new home due to the continued construction in my area. They will go to great lengths showing you the well insulated home they are building for you and dare to say, "It’s energy efficient and you will be amazed at the savings." Hahahaha....Lol...

    I received my first TEP electric bill after a 29 day billing cycle and it was $167.00. My old house, which was 30 years-old, was about $190.00 during the same time period last year. I also have my thermostat set at 78 degrees and I’m the only one living here. So, where are the big savings they speak of? They also show you the pest control lines in the walls of the home to kill bugs but they do NOT exterminate your new home before you move in. This has been the worst experience I have dealt with in a very long time. After you call to complain, they tell you they can have someone come fix each issue when it’s convenient for them and they tell you they will arrive within a 4 hour window so your day is shot waiting for the incompetent builders to try correcting their mistakes. Do yourself a favor and look elsewhere for a new home. Brian FNP-C.

    I bought this new house as the house of my dreams, but these became a recurring nightmare every 3 to 4 months since the main bathroom the shower has leaks that have destroyed the ceiling of my dining room in just the fourth month of purchase and Even while under warranty, I cannot use this bathroom or the dining room since they have leaks, the cosmetic arrangements do not solve anything and they worsen with the risk that a mold is being cooked in the structure of the slab, the quality of these poor products, in addition to the water loses pressure, design defects everywhere. Do not purchase if you intend to stay in the home more than a year.

    Updated on 08/20/2019: We contacted the Better Business Bureau and explained that we declined our home due to many cosmetic issues and nothing had been fixed since the first walk through. DR Horton replied saying there were no issues and the home had been completed. We have multiple pictures proving otherwise, they had people puttying in the home when we walked in to do the final walk through, the front door still had to be replaced, the shutters were the wrong ones. DR Horton is flat out lying to keep a messy thousand dollars from a hardworking middle class family. Shame on you DR Horton. We are just sick over your business practices.

    Original Review: Compare the quality of work to Adams and DSLD first. Talk to people in the neighborhood. Do Not Expect your earnest money back if the home is not up to your standard. These people will justify keeping your money any way possible. Maybe not all DR Horton locations are as bad as the experience we had with Winged Foot location in Daphne Alabama, but after contacting their main office in Arlington Texas, I can tell you they are very rude once declining one of their homes. Very disappointed in what we thought was a reputable builder.

    I would like to start by saying that I have been working as an onsite sales agent for D.R. Horton in Wilmington NC since 2013. I bought one of our homes in 2016 in a community that I had worked in for 2 years and finished out. I would like to say that no builder is perfect but I stand behind the quality and energy efficiency of my home! I could have built a home with any builder in Wilmington and I chose to live in a community that I sold in. I wouldn't have built in a community that I represented if I didn't stand behind the quality and product that we build and I sell. I couldn't be happier!

    I have been in my D.R. Horton home for a month and asked to have my landscaping changed and they refused. It’s Bahia grass and both my neighbors yards are nice and mine is terrible. When asking them to replace the grass they flat out denied, didn’t even care about how it looked and told me to replace it myself.

    I did a contract on a home that was supposed to be completed at the end of June. I pushed the closing out on the sale of my home until end of July to give any extra time they might need. We still were not ready at closing and even had to do a lease back on my house and move in to a house that still had issues. As of now my yard looks like a bomb went off. Tiger Landscape did a horrible job and now DR Horton is trying to piece it together. The whole yard needs to be ripped out and laid correctly. I had major cracks in my front and back porches as well. Their solution was to grind out the cracks, do a brush finish and seal it. Now the porches will be a different color than the rest of the concrete around the house.

    I have over 100 emails with sales reps and construction managers and spent numerous hours out of my time from my work trying to stay on top of things. I would not have closed if for the fact school was about to start and my house had already closed on. Also I spent about 5 hours of my own time the day before moving in to clean up debris such as Coke cans, water bottles, excess sod, mud, concrete pieces of the property and the streets. I have numerous pics that I can provide as well. I still have to have touch up work done inside and the lot next to me has been used as a dumping ground by Tiger Landscape.

    I would not recommend DR Horton to anyone. I read all of these reviews and thought maybe it's only a few but I guess not. Today they came out to replace a garage trim piece on side of garage because it was scratched and the new piece looks worse. The day I moved in I had ants in the pantry and my GFI outlets did not work in the garage. My living room ceiling fan wobbles as well. My front rooms (3) total are all more hot than the rest of the house.

    We purchased our home back in August 2018 and in general I was very excited and loved our new home. As a community here there has been several huge issues such as the quality of flooring and other items that as a community we have been trying to address. I've personally contacted DR Horton via email and through the warranty portal regarding our own issues. Currently my grass is burning because our sprinkler system has stopped working. We had to go buy sprinklers just to keep the grass from totally being ruined.

    I still have issues with original items on my walk-thru and continue dealing with my floors. I'm at a loss as to what to do and think about the quality of customer service that has been provided to our community in general. This is NOT my first new home and I've never experienced the level of issues/problems and lack of concern once purchasing a home. I'm hoping that this gets better and will gladly update this review once it does.

    We purchased our first DR Horton home in June of 2018, 12 days before our one year anniversary the main drainage pipe broke and flooded the entire home with sewage water. (Living room, Dining Room, Hallway and Guest bedroom to be specific) - mind you we had all new furniture from Rooms To Go. The way the purchase started was shady, we only had 48 hours to decide, on whether we wanted the home or not, otherwise the price would go up. Then after construction delays, three days before closing our entire carpet in our entire 2700 sf home was wrong. Wrong materials and wrong color, we paid $302,000 for the home and got a carpet installed that looked like something that was decades old, and used.

    As we continued to live in the home we had various warranty requests underway: The driveway was damaged, patches of grass missing, our cabinets were stained but too light colored, our shutters couldn’t even be installed if a hurricane came through. Needless to say, they were not in a hurry to fix anything. Not the non-painted closet doors, not the important shutters, etc.

    They would schedule warranty calls and vendors, my husband would leave work, wait and they would never show up - close out the ticket as solved. Waiting around for vendors that never showed up, didn’t happen just once with this builder - their scheduling is horrendous, and they have no concept or respect for your time, or your career. My husband took off an approximate 15 times in one year for DR Horton from work, so unless unemployment suits you, do not purchase from this builder.

    Furthermore once the main drainage pipe broke, and mold was found in our home, we all got sick. My husband, our two children and I. Sincerely their corporate lawyers are so heartless, that she e-mailed is the night we left the children’s hospital, that we could forget about them covering our hospital bills or any displacement costs. Looking for a heart or soul with this builder after you have the $302,000? It’s nowhere to be found.

    But the story gets better, so as they legally have to fix the flooding and take off the ceiling, more issues are found out - the shower wasn’t grouted and had build up behind it, so you’d think removing the bottom layer of the tiles, cleaning what’s behind it and then reinstalling them would be common sense while still under warranty, yes? Nope - a simple denied by their useless, biased and harassing “legal counsel”. How about the window leaks, well they caulked it, but never mind all of the rust and mold on the upstairs window, simply enough, now that they caulked all the holes on the stucco, let’s ignore the potential mold growth and where it is coming from, and frankly take it up with your insurance- even though it was still under warranty.

    Want a final walkthrough? Well, they’ll choose a random meeting, that you are unaware of “is the final walk through”, even though more than half the home is barricaded off and inaccessible, and tell you if you want another walkthrough, AFTER the home has been fixed as a result of their faulty craftsmanship - nothing will count, and nothing will be addressed. Sounds illegal? Not to their legal counsel who is a master game player - you guessed it - their legal counsel. In other words, if you purchase this home from this builder, have legitimate issues, and result in loss of every kind - you better have some great lawyers of your own, because they will legally spin you, eat you up and spit you out. You, and your family do not even stand a chance at this battle.

    Then they will make you a “peace offer”, in which 75% of the offer for your pain and suffering will include already work that was covered under the warranty. They may throw a mediocre $1000 at you, for the fact that you all end up in the hospital, loose the entire kid’s summer, and spend in a hotel room, and potentially adversely affect your career, by having meetings with ten rounds of their leadership that will get nothing done - because you guessed it their paralegal “legal counsel”- is all and be all, is the bottlenecks of all bottlenecks to any progress.

    And right when you think, this nightmare couldn’t possibly get worse - the legal counsel will lure you into giving up your medical information to her, based on the promise of certain verbiage on the discharge paperwork. Once you hand it over, she will use it as a weapon, and freely share your PHI information with others in the organization WITHOUT your consent, in order to drive her invalid points home.

    So at this point, and after asking DR Horton corporate to have our case handed over to a different legal counsel of theirs on at least 8 occasions - she will continue to hound you down, harass you with e-mails, AFTER compromising your entire family’s health information - because she does not have to legally uphold HIPAA law, according to herself. Not that she will ethically advise you beforehand of that, so that you may make an informed decision, on whether or not to hand over your information to her.

    After all of this, if you still try to work with them, and write them a list of resolutions, where you waive half your rights, they will respond and redline everything you have requested with “denied” - other than the issues where the law legitimately forces their hand, and even there some of the issues are being ignored. So PLEASE save your hard earned money. Purchasing this home was the biggest mistake/regret of our lives, and we understand that they’ll come in with another 3-4 fake reviews after this one to up their rating standards on this platform - BUT BEWARE, you are about to make a huge mistake.

    I bought a new house from DR Horton. I did quite a bit of research into DR Horton as a company. Finding that first, the boastful claim of “America’s Builder” resonated with me as a comforting claim. The next claim “Since D.R. Horton broke ground as a company, our daily operations have never wavered from a value-first dedication to the individual needs of every one of our nation’s home buyers.” Well, that one struck a positive chord with me also. Then came “EXPRESS HOME. Your American Dream. Your piece of the American Dream is within reach. A home that’s affordable, with a commitment to quality from the nation’s #1 builder.” Another positive enforcement. But the next one was of utmost importance to me. “QUALITY. Your home has to last, and with America’s Builder, you can be confident that it will. We stand by our work with the kind of robust warranty you would expect from the biggest builder in the nation.”

    I have purchased, owned, built, designed, personally drafted the blueprints for, and constructed many houses since my first purchase in 1973. Since that time I have been a General Contractor Home Builder (both ‘tract homes’ and custom) in Tennessee, a prominent Floor Covering business owner in Arizona, and a Professional Painter in Missouri. So I suppose you could safely say that I have a great deal of tenured experience in the field of home construction. A rushed walk through with promises of "fixes" and repairs. I let my guard down and fell for it. As a single widow now, I do everything for myself and I should have known better.

    Beginning with my first few hours in my new house, inspecting by myself at a LEISURELY PACE, I discovered a plethora of things that needed attention. The majority of which simply came down to QUALITY CONTROL. The finish work of nearly everything from ceiling to floors throughout the inside and outside of my house was literally disgusting. Again, I have personal, professional experience here, and an excellent QC track record myself. I stress at this juncture, a BUILDER is only as good as the CONTRACTORS they hire! If the BUILDER does not monitor the quality of the contractors, and continuously allows the quality of the contractor’s work to be sub-standard, then the BUILDER is, for want of a better word, sub-standard.

    The quality of so many of the issues in my house is at best, sub-standard. I bought a NEW house. I bought a newly constructed house. I did this with the assurance that it would be built with QUALITY, and that promise of quality is backed by the reputation of the builder, DR Horton. I've been in my "New" house for 2 months. Literally. My days have been filled with conversations with them re: concrete, tile and grout, baseboards, drywall, paint, stucco, landscaping, cabinetry, electrical, broken items, appliance installation, and yes plumbing. Not a moment to ENJOY my new home. Continuous promises of "we'll get that taken care of", and no one shows up, or their orders are not what the problem is, so they refuse to do something outside their "orders".

    My issues are not WARRANTY issues, they are original contractor issues. The jobs were not done properly in the first place. Nothing has 'gone bad'. Nothing has quit working. Nothing has worn out. it is not warranty. This is the poor quality of the rushed, hurry up and get it done so we can get it closed, we'll fix it later mentality. Again folks, a Builder is only as good as the Contractors they hire. The negative complaints here are all the same. Get a clue DR Horton. Not only are you hurting your buyers, you are hurting yourself. I thought in the beginning that you were proud of your #1 standing. maybe you're just a little "too big" now? Come back down to earth. Buyer Beware with this one. I do not and cannot in my own good conscience recommend DR Horton to anyone.

    I got the house on Dec 17, 2018 as “brand new” - brand new means nothing to fix even for just a year. The floor is flipping, the gutter in front of the house was leaking terribly. Worst was when the roof on my masters bedroom started to leak. I filed everything on my claims and they came to “fix” the leaking roof. I requested for a repaint of my dry wall which took time to complete but not painted. 2nd leakage of the roof happened on June and they came to fix it. Now with just a bit of rain, no hurricane, the same spot is leaking. It was 4:56pm Friday, I called the claims manager and inform as he told me to call him if it’s urgent.

    I also called his office. He called me back and I said in a low tone of voice "Until when should I suffer 'cause it’s the third time I’m having a leak in the same spot." He shouted at me saying it’s 5 pm and why I’m calling him. I closed the line 'cause I’m not in the mood to argue. He texted me saying “Why you irate me for this”. All I want is to end this suffering I’m having with this contractor and fix the issue permanently. I’m afraid that this leakage will cause more damage more than just fixing the main roof. I bought the house 'cause I believe that DR Horton stands to their name as the number 1 builder in America, but it’s the other way around. Please DR Horton. Fix the issue.

    Bought a DR Horton home in Lake Wylie, SC in April 2019. The quality is poor, the issues are many. They will tell you how great they are, I promise you they aren't. I wish I had listened to the reviews. I thought they can't be that bad. My neighbors have the same complaints. Horrible! Getting a response from the Warranty Dept. is near impossible. It's been 20 days and several emails since I've been told they were sending a contractor out to replace the stone that fell off the house. Still have items that haven't been completed from the 30 days list, those are being ignored. I've ready to go to the local news action team to get something done... It's that bad! I get better service at McDonald's.

    My wife and I purchased a new home from DR Horton in 2016 in Duncan, SC and we have had more than our share of construction issues and warranty issues. But I'm not here to talk about those today. I'm here to talk about the home that my wife's mother and brother purchased in Boiling Springs, SC last year (yes, we encouraged them to buy it so that they would be closer to us).

    They submitted a warranty claim for their sprinkler system and the second floor bathroom floor on May 2nd of this year. They are still waiting to have these issues resolved. Devin, the warranty guru says that DR Horton doesn't hire enough contractors to service all of the claims. He says, "We'll get to it. We're not going anywhere". He says that someone will be out next week, but no one ever shows up. Their lawn is burning up (it is SC in the summer, after all). My wife and I experienced the same types of delays with our home as well, but to mess with a 90 year old woman like this is totally unacceptable. If you are looking to buy a new home and you do not possess the patience of Job, my advice is DO NOT BUY A DR HORTON HOME.

    Been in our new home going on 4 years. After last inspection we had taped what needed fixed. Only thing done was removal of tape. When brought to their attention we were assured that it would be taken care of. Never heard from them again. On 3rd year our central heat and air unit went out had problems also with hot water heater. Also have countertop in bathroom that had chips in it that was covered up. CHEAP MADE homes with large prices.

    I am very displeased with the level of customer service provided me regarding my roof. I purchased a new home in Arlington, Texas in 2015. About 6 months after my warranty expired, I began to have roof leaks. I was told "We are sorry you are experiencing that" and nothing could be done through D.R. Horton. In the recent wind storms, large sections of my roof shingles started coming off. My insurance company is replacing the entire roof. Of course I am out of pocket the deductible, and along with that, the higher insurance rates that are coming.

    I had two separate roofers, along with the adjuster tell me that it was the poorest roof install they had seen. Every other shingle was not even nailed down. I wanted to let you know that "We are sorry" isn't good enough. I realize I will never see a dime from your company, because you don't stand behind your work or the work of your subcontractors. I have come to grips with that. What I am going to do, is spend a significant amount of my time telling my story every place I can. As a regular part of my day, everyday, I have a goal of finding 5 places were I can post my experience with D.R. Horton. It is just ridiculous that I would have to replace an entire new roof after 4 years of home ownership. Chris

    I bought a house at ** newly built. The Air Conditioning unit went out due to a leak from a defective unit. We (who received a defective unit) must pay for labor costs for a bad unit. This is unfair but I let others know that a defective air Conditioning unit will cost the homeowner money (house is newly in 2017).     I would not recommend purchasing a DR Horton home. I moved in at the end of Oct. 2018. The garage floor has cracks running all through it. The divider grooves are all chipping away. The front porch also is cracked and when it rains, you can see the wetness crawling up the crack. The driveway has stains and footprints in it. The concrete guy came yesterday to assess. He looked like he was 15. He told me he could fill the cracks. Said the porch really needed filling and would be resurfaced to look new. He said he was waiting for some other workers to bring supplies. When I looked out a short time later, he and his truck were gone. In an hour or so I got an email that said the cracks had to be 1/4 of an inch to be covered under warranty.

    So... now that I have nearly emptied the garage in 100+ degree heat, I can assume he’s gone for good and I’m left with a horrid looking cement job. As time goes on, the cracks will get bigger and the cement will chip away. Then I’m stuck with it because they hire people that don’t give a hoot. Thanks a lot. As a realtor, I will advise clients NOT to purchase here. And to the young kid who snuck off without a word.... You are very unprofessional.

    Updated on 11/11/2019: So it's 90 days since my review and I can say this, most of the issues I had to fight, scratch and and claw away at to get fixed, are now fixed. One issue still remains which is not a difficult fix but seems no one knows who the installer was that did the install to correct the problem. So, since getting a new customer service rep things got better, not any faster to say, but the communication is at least better. Before, no one would answer my calls or emails. I mean no response at all, as if I never called or emailed. But when I posted the first bad review, surprisingly someone from DR Horton responded within hours of my post to rebut what I was claiming! So, no one would answer or email me back, but, they quickly responded to a bad review. Made we wonder.

    So, the build we're satisfied with. Customer service is not good. It did get better since my new rep so up 1 star to a 2 star. My sincere recommendation is to NOT CLOSE on your house if there are any problems found! They want you to close quickly, but then you will have to suffer through their customer service. If you can wait, do not close until everything you find is fixed. Good luck.

    Updated on 07/09/2019: In response to DR Horton's follow up stating that my email was easily threatening, I figured I would post my email and easily explain it in it's FULL context, here it is: As usual I've submitted claims and received calls saying people would be out, but guess what? Nothing, no one showed, and no on answered my emails, like I'm an ** ! So, another freaking claim goes in! My microwave was installed improperly and I sliced my finger wide open, not that anyone there cares. So here's another one, and another will begin to follow every day until I'm answered, and I don't care how busy you are, I've been hearing that ** for months.

    Jackie said a rep from DR Horton would be out July 1st and I waited like an ** all day and no one showed. Every day I will submit claims and bog you down. Your customer service is absolutely horrendous and I've been telling every realtor I cannot to suggest DR Horton cause you have to scream and yell to get any out to fix anything! Another few emails will go in then I'll come up to Tampa and we'll straighten all this ** out, I just want some documentation before we all meet! Now, if you read the entire email, it's clear I'm stating my frustration with no responses from any DR Horton employee as well as appointments going missed and without calls.

    So, in reading my email, it's purpose was to show that if no one is going to respond or communicate with me, then yes, of course I'm going to come up to the office in Tampa and get to the bottom of it! Who wouldn't? DR Horton should look into why no one was responding to me, at all, someone up there should be doing their job! I want everyone to know the absolute frustration Horton caused me to have to lash out in an email like that, hence the horrible rating. Horton should be inquiring as to why no one was responding to me, following up with me, treating me like a customer who bought a half million dollar home! No they didn't, but they were quick to interpret my email as such a serious threat that it required legal and possible law enforcement action! Un-Real... There will be other homes in our future, but not by Horton, and I write this to warn others!

    Original Review: Purchased our home from DR Horton in June 2018. Numerous warranty issues, but so many were put in and just ignored. No response, no email, nothing. Upon numerous complaints finally was answered and appointments set up. Then not everyone showed up, no calls, no nothing. More emails, and no responses, no emails, nothing. Eventually I emailed saying I was coming up in person to the Tampa office so then I could straighten out all these problems, then I was contacted immediately but not to fix anything but to be told of possible legal action for threatening their office and employees! No kidding. I never ever threatened any kind of violence of any sort but that's what DR Horton finally reached out to say. They scheduled more people to come out but we'll see.

    Not enough space here to really tell you all how long this took place and how I was treated, and that was buying a half million dollar home! I am writing this to inform others to be real careful buying from Horton. I would highly suggest to not buy any home from him. They are built fast and cheap, no pride in any of the work, cheapest labor and tons of missed and cheap work done. Trust me, really, do not buy a Horton home. You will regret it. They look nice and present themselves well but please trust me on this, you will buy a lemon. Without hesitation I would buy from any other, ANY other builder before Horton in the future. Buyers beware out there.

    My wife and I purchased a home from DR Horton in June of 2018 and have had several issues we have been trying to get resolved since we purchased the home. We have hot walls on the second story in the attic that have no insulation. We contacted the builder a number of times to get it resolved and a year later and the walls are still not insulated. Our HVAC unit has not worked properly since the purchase of the home. We have disconnected and crushed vents and the a/c is pumping into the attic.

    After several attempts to get it repaired over the last year we still have no resolve and now the a/c is out completely. We were promised a replacement tree that was dead by the builder that still hasn't been replaced. Our stairs to the second floor are sagging and there are signs the stairs' integrity is failing. We have numerous sheetrock issues that still have not been fixed that were taped off to be repaired before the purchase. We have a bathroom sink not attached to the bathroom countertop. We have rebar poking up on the driveway that has still not been replaced and the list goes on. DR Horton does not honor their contractual Warranty obligations and we are seriously considering filing a lawsuit.

    With all the reviews we've read it looks as though we may not be alone. We plan on giving DR Horton one last opportunity to fulfill their contractual obligations before filing suit and should they choose not to honor their piss poor build we will be contacting our attorney. If you are looking to purchase a new home we would highly recommend finding someone other than DR. Horton. We are also going to reach out to David Auld - CEO, Michael Murray - EVP, COO and Bill Wheat - CFO directly.

    So me and my husband started this process in October 2018. This is our first time purchasing and building a house. First thing was we found a house that we wanted (Hampton **), but was told that the house couldn’t be built in the community. So we were shown another house that we fell in love with (Condor **). My husband and myself sat down with the sales manager and she informed us that since we didn’t get the house that we wanted at first she would provide us with built-ins in the kitchen and a bathroom in one of the bedrooms upstairs. We picked our lot and gave our earnest money. Mind you this was a pre-sell and we were the first people to start.

    In December we went to the design center to pick out cabinets, floors, etc. Months went by not hearing from the sales manager. Me and husband would go to the lot that we purchased and noticed that nothing was happening, but other houses DR Horton homes were being built. At times when trying to contact the sales manager she would not return calls immediately. We have had to just walk into her office and surprise her to try and get updates. We were told that our house would be ready in June. We meet with the builder for the RED LINE in April. In talking to him about the blueprints we started talking about the kitchen and the built-ins and the builder advised us that it was not in the contract along with the 3rd bathroom in one of the bedrooms on the second floor that the sales manager had told us we will be getting.

    Long story short, it is now July and I’m still not in my house. I still don’t have my built-ins, I don’t get updates on a daily or weekly basis of what is going on like I was told that we would be. And it looks like they started applying the brick and stone and just stopped. I wish I can show you a picture. Still no updates by sales manager or builder. My husband and I had to move our family out of our rental going off a promise that our home was going to be done in June that was untrue as well as my built-ins and bathroom. Something needs to be done.

    If I could give a zero I would. I purchased this home three months after my husband's untimely death hoping since it was new I would be able to settle in quickly without any problems. The workmanship is awful! The drywall wasn't taped and had to be redone from the ceilings down. Chipped and cracked tiles everywhere. I'm here 10 months and have shoved most of my belongings into two rooms so they don't ruin my belongings while they're doing the warranty work. The drywall guys have been here once and still missed all kinds of screws and nails that are popping from the ceiling. The tile guy chipped tiles taking the chipped tiles out.

    I'm a wreck worried about the mess the paint guys are going to make and I’m sure they will. My pavers in my driveway, walkway, and lanai are sinking. The screens don't fit and therefore I can't open my windows or bugs get in. Please save yourself the hassle and don't buy from this builder. I'm heartbroken and out of money because of all the money I've had to put into this home. I need to go back to work but have found dealing with them to be a full time job. It's sad and very wrong!

    Do not buy from them. They are the worst company, from the sales aspect to the warranty aspect. They shift blame to others constantly. It took a year to finish my warranty claim. Paul and Warren in CLT were not helpful at all. They shifted the blame to others and never admitted fault. If they say they cannot get you compensation, they are lying. They will pay you for any issues, you just have to push the right buttons. If I could give 0 starts I would.

    Several warranty problems. Electrical circuitry, HVAC, microwave, masonry cracks, now garage door inoperable and no way to contact. The warranty company is typically unavailable and phones never ever answered. Worst cleaning of construction debris with over 30 hours of work by wife and I to attempt to remedy. Dryer vent in attic crushed and caused new $600 dryer to overheat. Don't buy from HORTON.

    DR Horton is using carrier HVAC units in their new construction. Our first unit compressor is already blown (I mean exploded) at just over 5 years. Part warranties through carrier but no labor and $1300 to install and clean up oil from exploded compressor. Carrier is a terrible company with terrible customer service. Beware DR Horton!!

    Our tile in our home started cracking and making sticky sounds when you walk over it. After pros coming in and doing tests, it was shoddy installation. But guess what? We have gotten the total runaround from DR Horton and their subcontractor. My foyer is a mess and I have had to embarrassingly purchase a huge rug to put over the broken tile to try to hide the mess - now this is since Thanksgiving 2018. DR Horton schedules the repair, the contractor is a no-show or full of excuses. They are refusing to fix all of the loose tile - approximately 17 of them on the first floor, not including the busted tiles, and have given us the shaft on the tile in the foyer over and over. Buyer beware! They get you to the point that you need to hire an attorney which, as far as I'm concerned is our next step. The tiles were installed too close to the walls making them buckle up and crack. In the meantime, more tile is cracking.

    Andrew ** with the Tampa office doesn't answer his phone or return calls (this is the second person assigned to our claim). Just think - 8 months of busted tile in the front foyer/entryway and nothing has been done. Just excuse after excuse. One time we took off work because the tile guy was supposed to come and he was a no show. Said DR Horton didn't pay them to do it. Now they're paid, supposedly, and they're saying the "tile they ordered" came in and is broken. And they just now figured that out? We're not stupid, DR Horton. They've had months and months to get the tile. Come on DR Horton. This is BS. We've missed many days of work with these so-called "scheduled appointments" for repairs only to get no-shows.

    If you're looking to buy a new home in Westshore’s, “You come to the wrong community”. I have documented and reported an excess of 200+ deficiencies of items that needed to be repaired in my house within the first year. The quality of workmanship is substandard. D.R. HORTON does not have a Quality Assurance/Quality Control program when I moved here in May 2018. As of April 2019, during my 1 year walk through I still had about 52 items that need to be repaired. My advice to anyone looking to buy a new home in this community is to stay away from this builder D.R. HORTON, other home owners in this community have told me they would never buy again from this builder. Just Google D.R. HORTON forum and read the reviews. Buyers Beware!

    I purchase my home November 2019, at the end of the month and there was some issues but we was guarantee that the issues would be taking care of. Now a year later nothing has been done. First, they took the left over bricks (there's answer now is that once you closed that's it for your bricks). Second, the driveway has a couple cracks, again this would be taking care of. YEAH right, same old answer. Now it should have been done at before closing. If you purchase a home from DR Horton make sure you get ALL and I mean ALL of your problem taking care before you close. If not then you will have to listen to all the promises and lies.

    1st Floor installed and NOT acclimated to the temperature of the home ALL molding separated. SECOND floor installed should last more than 5 years - manufactured by SHAW and installed by Contractor, Classic Floors and NO VAPOR barrier between concrete and laminate. Sent registered letter to president of DR Horton and not even given the courtesy of a phone call or response. Very SAD NO will take responsibility - as estimates to replace is $8,000. Very DISAPPOINTING on how NO ONE taking any ACTION!

    Hi Everyone, My honest opinion is....that first building a home is stressful no matter who the builder is. This is my third house and hopefully my last but everyone expects a perfect house and me too! Some get the opportunity to see the whole process and others walk in one complete not knowing if it was done correct. I guarantee either will be. The problem is you have good and bad contractors that a builder hires. I have never seen a builder hire the most expensive bid and nether would you hire one. It’s all about profit like every American company. Sorry.

    I am fortunate enough to know what to look for during the building process and I drive the supervisor crazy. It really comes down to a floor plan, price and location that you will like. My DR Horton Homes met this criteria on all three on two of the builds. I’m fortunate with relocating in different states they were here. All builders have these issues and it’s down to what you want. Just make sure the person in charge of building your house (supervisor) gets out of his truck and goes over the work they are doing than sitting on their phone all day and just cutting P.O.’s. If he seems that lazy then your house will look it. They need to keep on the quality and I felt my guy did his best. After one year now they came back with the contractors and repaired my floors and interior paint. I happy and that is all that matters. Do I see problems in the future. Maybe but if you have any house you will. That’s life. Hope this helps.

    We purchased from DR Horton in Lithia Springs, Ga and just reached one year in our home. Shortly after moving in we noticed a wet spot on the plywood in the basement just under the AC unit. We informed the warranty department and sent pictures and were assured someone would come out. On our 6 month walk through we showed the foreman the spot and we were once again assured someone would come out. Our 11 month walk through was last month and again...still no one has come to fix it. We are now ready to have our basement finished and the contractor looked at the spot and informed us that not only do we have a leak, but black mold and a foundation issue. The repair guys were supposed to come this week, but no one showed but painters. We can't get a response to calls or texts. This is not only frustrating, but now a health issue. DR Horton - do better.

    I closed on my brand new home in Spring Hill Florida on February 8, 2019. During the final walk-through, a settlement crack was noted in the stucco on the left side of my home. The builder assured me it would be fixed before I returned from closing. When I returned later that day, the crack appeared repaired. It was not. It was simply painted over. On May 13, 2019, I came home following a very typical heavy rain in Florida and my garage wall was leaking water. The “settlement crack” was leaking. I submitted a warranty claim and an inspection wasn’t scheduled until May 29, 2019.

    Upon that inspection, 6 stucco cracks and 2 holes were found on the left side of my home. It continues to rain and they continue to leak. I asked DR Horton to expedite the repair to avoid further damage. The warranty department scheduled my repair for 6/19/19. It has rained almost every day and my house keeps leaking. On 6/19/19, the contractor called to tell me that DR Horton failed to submit a work order until that morning and they won’t be able to fix the repair until 6/24/19. It continues to rain and my house continues to leak. I was lied to by the builder. The house still leaks. No one at DR Horton will answer an email or return a call. Buyer beware!!!

    Updated on 06/15/2020: This is my second review of our town home at the West Lake subdivision in Cary IL. My first review was in June of 2019. West Lake is a great place to live!!! 16 months in our town house and we still enjoy our views. The front door to our house is still not right after 16 months, even after replacing the front door once.

    I had another professional carpenter come out to evaluate the installation of the new door, and right away he noticed problems. I have reached out several times to get this taken care of. I was able to get in touch with someone a little higher on the company ladder thanks to our salesperson. Then lo and behold Coronavirus hits, bringing service teams to a halt, which I understand. I know these are non-union carpenters and one can only ponder if they are properly trained. I am sure there are some that are very competent and take pride in their jobs. Keeping with carpenters, the deck that was installed by the "professional" was a joke.

    The ledger board is split, everything is nailed and popping out like crazy. There are cracks all over the place and the handrails show terrible gaps everywhere. The posts that the handrail is nailed to were loose until I decided to secure them. The deck is sturdier and undoubtedly safer. In the first review I mentioned how our garage floor had sank a few inches, the problem has been resolved. Since then, two of my neighbors garage floors have also sunk a few inches. Not sure with the last 2 neighbors.

    One of the biggest regrets we have is that we never looked at the back of the town homes before we purchased. The backs of the original 2 builders in the area look like they had an actual architect design them with wood trim around all the windows and doors. The backs of the original builders town homes have character to them, with different depths and projections. The Dr Horton town homes from the back look like someone went to a grade school and asked a child from the lower grades to draw the back of a house then took their idea and ran with it, just plain old rectangular and square shapes.

    The back is flat with no detail, no depth and no trim around the windows or doors and just looks cheap. The low income housing in our area has much more appeal and elevation. At least my neighbor is on the same page as I am and will be interested in installing trim around doors and windows, if the association allows us. The moral of the story is we are dissatisfied with Dr Horton's sub-par build quality for the price we paid.

    Original Review: When we decided to purchase a new townhouse at the West Lake subdivision we were extremely excited. Our Sales Associate Dana is fantastic. The lot we picked had fantastic views but unfortunately, that is about where the excitement ends. The follow up and response time leave a bit to be desired. The one year warranty is definitely needed to possibly fix the sub par work. We closed and moved in February 2019 which worked out well for us. Being winter, I was able to spot one of our first issues with our new home. My wife had parked her car in the garage after some snow. Once the snow started melting I quickly noticed the water running towards the foundation of our house. I noticed that the foundation side of the garage floor had sank a few inches.

    After waiting for some time, they finally removed the sloped concrete and re-poured new concrete. They promised to come back and power wash both our driveway and garage floor as there was a lot of concrete residue on both. However, we had to make several phone calls to make this happen and the driveway was not power washed. I am sure it will look fine when I have it sealed. Two days after closing on our house we had appliances delivered and one of the technicians pointed out that there were screws missing from a door hinge. I took a look and sure enough there were. On top of that I decided to look closely at the door and noticed it did not close properly. There was quite the blast of cold air coming through the gap in the door. I also noticed one of the hinges was not even installed correctly.

    After three tries to repair the door it is a little better but still not correct. The floor installers did a terrible job with gluing the floor at the seams. There are all kinds of bumps, hills and valleys. Curious about what they did to clean before hand and what kind of sub-floor they used. In addition, there is residue which we are unable to remove. Just feels so amateur, especially for a $300,000+ home. Within the first few days we went to install a new dining room fixture and found out that the electricians did not install the box in the center of the room/sliding doors. The measurement was off by approximately 5 inches. I had to purchase a swag light so it would not look ridiculous when viewing from the kitchen or hallway. Another electrical issue is that the three switch box by the front door which includes the porch, entry and hall lights is a 1/4" out of level. I am unable to even cheat and get the cover to look somewhat level.

    While I am addressing electrical issues, one of our led puck lights already went bad. The frustrating part is when I removed the fixture, the ground wire was not attached to anything. It was stripped on the end and just hanging there. It is not too hard to just cut the wire or cap it with a wire nut. I am an elevator mechanic who takes pride in my work and would never leave any of my jobs until it was up to professional standards. When we spend the amount of money we did on this house, we had the expectation to be acceptable. We didn't expect perfection, just expected that there would have been a bit more sense of pride in the workmanship. The only saving grace is the views we have. We will have to see how the rest of our one year warranty goes with the sub par construction.

    Finally, DR Horton really needs to strive for better communication skills. Believe it or not, we are pretty laid back folks. The lack of follow up whether it was phone or email was beyond frustrating. Customer issues need to be addressed, even if it's just to tell us that the problem is being addressed as well as a time frame expectation. Not getting back to customers is a sure way to piss them off and totally unnecessary.

    DO NOT BUY from this company! We purchased our house in December of 2018. Ever since we have moved in it’s been nothing but a headache and promises to fix things “tomorrow” and you never hear or see anyone. And if they do happen to send someone out they're rude and tell you that “If I fix your ceiling it’s going to be a huge hassle and it’s going to make the problem more pronounced." Are you serious. I paid over 200 thousand dollars for my house and it has ceilings that look like they're falling down, huge lines in the ceiling which the painter said "It’s the drywall’s guys fault" and vise versa.

    Our carpet looks like it came out of 30 year old trailer “which they are paying to replace it with the same carpet” and RiteRug came out and said “Well this isn’t going to fix your problem because this is the same carpet and it’s going to do the same thing. It’s just going to Mat back down because it’s very very cheap carpet.” WOW. The cheapest carpet on the market in a $200,000 plus house.... Our tub is cracked all the way around it and when you step in it all it does is crack like it’s going to fall through. Our backyard is a disaster and we keep getting the run around on that too. Our whole neighborhood is seeking out legal means of resolving these issues and at first I wasn’t going to join them but now I can definitely see why their suing. If I could I would give this house back to DR Horton or ask the owner if he would put his family in it to live....Sorry company and the worst company to ever build houses.

    Do not buy a home from this company! They will refer to you a lender who will try to rip you off! The day we were handed the keys the home was not completed. Home was not in move-in condition. They got rid of 2 previous supervisors and now we are on the 3rd. They had to repair numerous issues with the home. We are still asking them to repair some things with the home and have yet to get any results. The second shoe dropped when the installation of the washing machine (on the 3rd. level) was not properly done, and has caused huge water damage throughout the house because the hose popped out of the wall while the machine was still running! To say we are EXTREMELY DISSATISFIED is an understatement!

    I purchased my DR Horton Express home in October of 2018. It started out as a bad experience since I was denied by their preferred lender DHI, I qualified with my lender and set a closing date within 2 weeks. I ended up fighting with the sales manager for the credit towards closing fees. I should have walked away right then! I have had multiple issues with the drywall and doors on the second story. It took MONTHS for the warranty department to contact me and send out someone to fix the separating drywall throughout our upstairs rooms. 3 months later my bedroom door still does not close completely. I've spoken to managers and taken off 3 days unpaid to have these issues fixed. The contracted companies come out to tell me they cannot fix the door or they just dont show up at all.

    Now that DR Horton has turned the community over to the residents we have found out that they were paying 51% of the HOA dues each month to sell these homes. Our HOA fees are increasing by $400 per quarter due to the financial state we have been left in. We are now having to pay $1200 per quarter to cover the fees! No one would have qualified with that amount in HOA dues. This seems to be a common trend with DR Horton, I hope no one ever has to go through this. Multiple homes will be foreclosed in this brand new neighborhood thanks to the lies the sales reps told us and the blind fold DR Horton created.

    My husband and I purchased our D.R. HORTON Townhome almost 12 years ago. Originally it was to have been a community of all townhomes- both quads (4 homes per building) and tris (3 homes per building, with garages.) It was to be affordable living for middle income families. HOA (Homeowner Association Fees) were promised to stay reasonable- in the $300 - $500 range per quarter. Affordable.

    Fast forward a few years. The Real estate market crashed and Horton panicked. They decided to build the community out with SFH (single family homes). By doing this, they reduced the total number of homes in the community from what was projected to be around 400 homes to now 285 homes. 400 families sharing the cost of the HOA fees to 285 families sharing those same fees. Fees began to creep up. Unbeknownst to the homeowners, D.R. HORTON "padded" the budget- meaning they kept the fees artificially low so they could continue to sell houses. They presented us with a budget that didn't totally reflect all the costs of living here.

    Fast forward to 2019. The community is fully built out and HORTON turns it over to the homeowners. We are now facing HOA fees of from $835- $1,100 per quarter! The price difference depends on our type of home, with the SFH paying 65% and the multi family homes paying $35% of the total UNCUT budget! This has put a large percentage of homeowners in an impossible situation. Sell? Who's going to buy with fees this exorbitant. Default on the fees? Do that and face foreclosure. Get a second job to be able to cover the cost? Hard to do for some single parent homes. And Horton? They don't care. They've left us with homes that have buckling exterior walls. Too few parking spaces for the quad homes (we were all promised 2 spaces per home- never happened). Contracts with vendors that if we break and go with someone less expensive we have to pay large penalties. And several other broken promises.

    Horton cares about one thing and one thing only- their bottom line. They will tell a prospective homebuyer whatever it takes to sell a home. They will promise you the moon but barely give you a flashlight. They are horrible to work with once you sign on that dotted line. This was to be our retirement home. We may have to try to sell at some point. We are trying to figure it all out. I cannot and will not recommend D.R. HORTON homes or HOA communities to anyone. They will lie, cheat and do whatever they have to to take your money.

    We purchased a new DR Horton home and were told the HOA dues would be X amount. Long story short, after moving in and the builder moving, we found out that the HOA dues are going up greater than $400 quarterly. Apparently, DR Horton has been paying partial HOA dues for the community in order to make the HOA dues look artificially low during their presence of selling home. Of course, we had no knowledge of this until they left and we had control of the board. I am not only disappointed with DR Horton for this sketchy behavior, but also with our management company who is supposed to watch out for us.

    I bought the house from DR Horton and used their financial service called DHI Mortgage. However; there was no coordination between loan officer, processor and the compliance officer and my loan closing is delayed by 3 days. I had already given final notice to my apartment and suppose to vacate the apartment on the day of closing along with cleaning services to return the keys to the apartment folks.

    Now, for 3 days of delay, I have to find a temporary place to shift all my belongings to and then shift them back to the new home due to the mishaps in providing me the documents on-time. I requested the compensation and other than giving me discounted fees, they have not provided me any compensation. For my 3 toddlers, I was moving like the peck of birds when their nest get dismantled in search of booking new hotels to a place to put my belongings. A completely dissatisfied and beyond imagination painful experience by DHI.

    I sent in warranty requests to which they sent out 3 different repair men on the same day which was great or so I thought. NONE of these guys were able to repair anything just tell me they were not the right guy for the job. Now I had a missed day from work with nothing fixed. I get a call from Jim ** that he will personally send people out to fix the repairs that have been requested. Jim comes out about a month later with a framer to fix my banister that wobbles from side to side which is not safe by any means especially when you have kids. They cut a hole in the sheet rock in 5 places to look at the wall to see what they can do.

    They framer continues to tell Jim the only way to repair would to be to knock the wall down and rebuild as it was not built properly and for 2 HOURS they sit on the stairs discussing how to fix the wall. The framer continues to tell Jim it will not be fixed with all of his cheap options but that the wall needs to be rebuilt. They screw in the sheet rock so that the wall is not exposed and then leave without telling me what the plan is to fix the wall. 2 days later they send a man to fix the sheet rock but I was not home. The sheet rock company calls the next day and said they need to schedule a time to come when I told them it would be pointless because they never fixed anything. Apparently they think if they come cut a hole and then have someone repair the sheet rock that I am dumb enough to think it was fixed. Not going to happen! They are not going to scam me!

    Worst experience of my life! Please I beg you not to waste your time or money. Where do I begin their customer service, product or warranty? To begin with the sales experience when we walked in to pay our earnest money which remind you we had already qualified at this we were met with a very rude and unhappy person named Lisa that gave us attitude because she did not believe that we could qualify for the house. And let me just say there is a reason why their earnest money is only $2,000.00 on a $500,000.00 house because honestly their product is only worth about $2,000.00. After that we still decided to move forward. BIG MISTAKE I might add but from the initial walk through everything looked good.

    On to the final walk through joke. :) This process was laughable. First off Kyle their construction joker went through about a quarter of items that should be included in a final walk through. When items were pointed out to him it was met with a quick BS response of "Oh Well That's Normal." Ha like as if this was the first new house I had ever bought. We were promised that everything on the final walk through would be completed prior to move in. Again another joke. :) Nothing on the final walk through was completed and to make matters worse the house had not even been cleaned from construction. Guess what. By the time you figure this out you have already closed on the house AKA you are stuck and DR Horton knows this. And let's not talked about their warranty department - her name is KAT. Again another laughable process, department, & whatever you want to call it.

    I call the no response department of DR Horton. You can file your claim online - Joke, you can call whoever did your walk through - Joke, & you can even go up to the sales office EVEN BIGGER JOKE. To sum everything up DR Horton has by far the worst product ever created, I would rather buy a box from a bum on the street than to buy another house from them. I will sum up what you will experience, water leaks, framing issues, flooring issues, gas leak issues, foundation Issues & overall poor quality issues and please don't forget you will go through all of this with a zero response attitude from DR Horton. Do yourself a favor Do Not Buy From DR Horton.

    Updated on 09/09/2019: I've had issues with our home for the last 7 months. We were assigned the worst representative in our region. It took me posting on this website to get managements attention. We were reassigned the nicest guy but months later, not his fault, warranty requests around our house are still left unresolved. From what I'm told, this is due to DR Horton not paying their contractors. It's honestly not worth the hassle. Just pick a different builder.

    Original Review: In the beginning, we were excited about our new home. The sales representative was patient and thorough and made us feel comfortable with the whole process. We have been in our home for almost a year now. We've had 3 water leaks (1 major). It is June and we reported 2 of these in February. Jim in their warranty department has yet to even schedule the repairs. He tells me "it's a process." I've tried talking to his supervisor Keith. Not only will they not give me his contact information, but he will not contact me either.

    I'm about to contact the regional office and hire an attorney. My warning to others that want to use DR Horton around Greenville, SC - just don't. Pick ANY OTHER builder. This one will not care. Btw. One of the leaks is the master shower. Even though it leaks, I was advised to keep using it that "it was not a big deal" from Jim. Again, it's still not fixed and I refuse to use it. The warranty contract stated if the owner makes it worse, the owner is liable. Don't fall for what Jim tells you. Beware!

    The home keeps the rain off and wind out, however there are many issues. Here's a small list of a few items: Hard lumps everywhere under the carpet. When we were purchasing I asked our sales person if we could get the thicker pad and we'd pay for it. He said no. We didn't even have walls yet. Nails sticking out of carpet. Sand paper painting everywhere. It's so rough, missed paint everywhere. Cabinets installed, wrong cricked. Floors are already failing and tearing.

    No retaining wall so the folks behind me will have all their crap sliding into my yard. Messy construction workers. There's soda and Gatorade bottles as well as other garbage all over the neighborhood. There are large dumpsters and they can't be bothered to use them. Siding and fascia is all skewed and rolling. We were told that's how it is but nobody else's house is. Missing railing support. List goes on and on. The quality and working control is severely lacking. Our sales person was very nice however overall we aren't going to be recommending DR Horton ever. In fact I wish we weren't stuck in this home. If we could get all the money we put down back and sale we would. Lackluster new home. Go with a different builder. It's not worth your money.

    My neighbors and I have reported issues to the local DR Horton warranty office about flooding in our yards due to poor grading and drainage in our yards. Our concerns and documentation has been dismissed, we have been lied to, falsely accused of cursing at DR Horton staff, and ignored. A failed attempt at correcting this issue has actually made it worse. As of today, we have had another deluge of rain where 3 yards have been severely flooded. I am sure that if it rained another hour at the same rate, we would have water INSIDE our homes. When reporting it to the local DR Horton office with pictures to document the flooding, I was once again dismissed with a curt text stating "While it's raining, it's going to look like that".

    I've been in my new DR Horton Home for 11 months. Today 6/6/19, I experienced an issue with my AC unit. I submitted my work order at about 11:30am, using the online portal. At about 1:30pm a technician was at my house. He diagnosed the situation and it turned out to be a breaker switch. Breaker was replaced and my AC system seems to be fine.     Everything in then process started great. My sales guy was great. The construction manager is fantastic. DR corporate policy. Lame. Assignment of funds is accepted in almost any retail sales in VA to allow access to the house. I used DR Horton's own financing too. Sold my house and signed for my new one on Friday since closing was pushed back from Wed due to buyers bank. I purchased the house yet an assignment of funds isn't good enough for DR Horton even when escalated up the chain to their leadership. So now me and my pregnant wife and three dogs are homeless for the weekend with all our clothes and such in two trucks because even though it's not too much risk for any Joe schmoe like me in VA selling a house (that's why my buyers will be sleeping in their new house tonight). It's just "too much risk" for "America's largest builder". DR you were so close but that's an stupid policy and even more.

    When escalated your leadership couldnt just do the right thing for sake of customer service. So we now sit paying by the day for trucks and with no house over the weekend until some time Monday when they decide it's not "too much risk" to give me the keys to my new home. :/ Oh and it's really fun rescheduling utility installs and movers from a car on your phone because your builder won't let you have keys to the home you purchased.

    We visit DR Horton office in Palm Bay multiple times. Salesperson Lori was very pleasant and helpful. We settled all the details, selected the lot, colors, cabinets, etc. We were happy and signed a contract and put a deposit. A few days later, we received notice that DR Horton corporate did not approve the contract and wanted to increase the price to 12,000 dollars more with no explanation why. Why have a salesperson, prices, and contract if the company don't agree with it or is going to honor it.

    I purchased my house almost 6 years ago when the house was first built. I have had not but issues since day one. I've had electrical issues because of too many things wired to same breakers, I've had leaking a/c system which resulted in replacing ceiling and carpet, and now my biggest issue is my roof leaking due to improper vent insulation and missing support rafters. I always got the run around from DR Horton about past warranty issues and now it seems like I'm going to have to pay for a whole new roof, rafters and all! Needless to say I have two attorneys working with me as well as contractors that can back me up on this!

    I don't even know where to start. We bought our DR Horton express home a year ago in Woodcreek Fate. Since a year my window is leaking. They keep coming and "fixing" it, but it still leaks. It leaks... I am tired. There is nobody to call, nobody to talk to. I am done with the waiting game. I am done being polite, friendly and understandable. I am waiting since a year. My house feels like a museum. They send the companies out, they come take a look and I tell everybody since a year the same all over again. Last time when they came to fix my window, they painted the exterior wall around the window. It looks terrible, you can see how they painted it. My warranty guy said it is not a big deal. Excuse me?! The people you hired to fix my window, not only NOT fixed it but left me with a patchy exterior wall which was FINE before. Why do I have to be ok with this?

    Also my backyard door has missing wood on the side where the locks are and last rain the rain leaked through these holes into my kitchen. What did they told me this time?! This is normal... A leaking door is normal?? I maybe have an accent but I clearly understand that a door shouldn't leak. And how got it fixed? They CAULKED my door. This is basically the same getting your car fixed with tape. If this is what DR Horton stands for, caulk everything you can and call this to be fixed, then you should tell people this before they decide to buy a new house with you guys.

    We purchased our home just over a year ago. It is our second home so we only go there every 6-8 weeks. The last 2 visits, we noticed the floor tiles were buckling, worse each time. Now the floor looks very warped and we need to have it assessed. The warranty company has referred us back to DR Horton. We have filled out a form on their site, called numerous times, and emailed. We have not received a single acknowledgement. When we call the Tampa office, we are transferred to a person's phone that goes right to voicemail. We have left several messages on this person's phone. I honestly don't know what to do at this point. But if this is their customer service, I have regrets about this major purchase.

    Updated on 07/18/2019: Stay away from DR Horton in Leland NC. It's been a few months since we decided to go another direction with buying a home after Aaron ** lied and made us feel we had to use DR Horton mortgage company as well constantly avoided my realtor to undermine his knowledge in the profession. Now Aaron ** with DR Horton is giving me the run around about the reimbursement of my $1,000 deposit. Stay away from this guy and this company. He's lied about the process and most of all when we decided to go another way he's giving me a hard time about my reimbursement of my deposit.

    If you are considering a new construction home, I suggest to stay away from D.R. Horton. I was talked into purchasing a second D.R. Horton home despite the fact that the first one was a nightmare with problems during the first year with several no shows and delays during the repairs. We have been in the new home for three months with problems and poor finish work on the home. Our house has flooded multiple floors twice with no solution yet. The finish work in my opinion is also of poor quality given the price of the home. Sheetrock tape and bulges can be seen on the walls and ceilings. There are areas of trim that are incomplete or caulk run due to a shortage of trim. Boards are popping up and bowed on the deck and porch. The painters left rough paint surfaces over a majority of the walls in the home. These are just a few of the issues. There are a lot better builders out there especially for the price. Buyers beware!

    The post sale customer service is AWFUL. We were promised our front porch light would be replaced, among other things on our punch list, prior to closing on our house. Most of what we were promised was not completed at signing, but we moved 1000 miles with kids & pets, so we signed anyway. All of the jobs took months to get done even though we were told they'd be finished within a week. We are still waiting on the light; it's been 11 months! It's literally a $100 light. It's not a big project, but we have been blown off time after time.

    We can replace it ourselves, but it's actually the principal of them NOT KEEPING THEIR WORD. This company has NO INTEGRITY. These people "yes" you to death, but then do nothing. Now our sprinklers aren't working & they are under warranty. Someone came out to look at them, but never said what was wrong or when they'll be fixed. Our calls are being sent straight to voicemail and we are getting no answers as to when the job will be done. I AM VERY DISAPPOINTED. We have friends & family who are interested in moving to the area & we will discourage them from buying a DR Horton home.

    This is the first home that I have ever purchased. I read the reviews online and saw that they were terrible, and I decided to continue with the purchase of my home with this builder. First, let's start with the "locating a home" process. I was too close to my apartment lease ending to have a home built from scratch, so I chose a model home. The sales representative, Nancy was very attentive and patient explaining everything. She was also very straight-forward (which I like). She showed me the home and explained the process of buying it. After we decided to move forward the the home, she drafted the contract and I read every single page (remember, I read the reviews so I didn't trust the builder). Again, Nancy was very patient and helpful.

    When it came to finishing the model home, I was brought in for inspections and looked at the home several times. I wasn't able to choose my own colors and cabinetry because the far was too far along by that point, but I didn't mind. I used the DR Horton Financial company as a lender for the loan, and the representative Tiffany was very helpful. She answered every one of my calls, and always had an answer. If she didn't she got back to me promptly. The closing was not delayed, I was kept in the loop, and it was executed as planned.

    On to the final walk-through inspection. This is the area where DR Horton has room for improvement. About 2 days prior to closing, the builder scheduled the initial and final walk-through. I was skeptical that things would be fixed in that time, but it was. It is important to note that all findings were cosmetic, and nothing major. I'm not a handyman, so I wouldn't be able to tell if something major was wrong anyway.

    On the day of closing, everything went smooth and we purchased the home. There are still some things that need to be fixed (there is a dent in the garage door), but nothing major. The only thing that I noticed is that on my kitchen island, under the granite countertop, the builder did not install a piece of molding. Purely cosmetic, but still. The overall process went smooth.

    **IMPORTANT**. If you take one thing from this review, take this. I hired my own inspector (cost about $300) to inspect the entire home for anything that is wrong. Even though it is a new home, you never know what might be wrong so hire a professional to look at the home for you. Don't let anyone tell you not to have an inspection simply because the home is new -- my inspector DID find some discrepancies.

    Also, FINAL IMPORTANT NOTE. Hire a real estate agent. They are your advocate and when things aren't going your way, it is good to have someone fighting on your side. DR Horton paid my real estate agent's fees, I think this is something they regularly do. The inspection that I paid for and my real estate agent were my two biggest reliefs when it came to this process. I used the VA loan because I am a veteran. I say this because I'm not sure if this affected any portion of my home-buying process differently than someone else.

    FALLBROOK CA. The HOA are $188 and $263. Depending if you own a home or condo. Lots of owners actually don't have to pay. Also, you will be left with even more surprises once you move in. If you plug in more than one thing in your bathroom expect for there to be a power shortage.

    The purchase of this house home is the BIGGEST regret I have!!! My family and I have been in this home a little over 5 months and have encountered several issues due to the lack of care the builders have while constructing the home as well as other parties or companies who have played a part. Over the past two weeks, we’ve had to submit 4 warranty requests for plumbing leaks and HVAC issue. There is still paint tape on windows on the exterior of the home and I have absolutely no way of removing, unpainted spots throughout the home. Several doors in my house won’t shut, and nails and cracks have already appeared. I’m so unhappy with this home that I wouldn’t recommend this company to a homeless man. The work is poor and rushed. They do NOT take time to get the job done. This has caused me so much stress that I’m now considering selling this home!

    I started the process of building a DR Horton home in Forney, TX. The process started out great. I selected the floor plan and lot I wanted, so I was really excited to complete the contract. My floor plan is The Avery 3/2/2 with a study, which is the model. Fast forward a few months and I was advised it’s 4/2/2, only because I stopped the office. I’m not sure why such an important change in my floor plan wasn’t communicated to me initially. The addition of the 4th bedroom was smaller than the study which was never communicated at any point. Definitely not the best customer service. The only option I was presented was remove the closet but they were not able to return the room to a full study with the double entry due to framing. Thus I’d have a room without a closet but it’s not really a study either!

    My advice to the seller is to configure the model to reflect the exact size of the 4th bedroom. It’s a disservice to potential buyers because they’re building this plan under false pretenses! Another issue is they’ve installed the carpet in the bedrooms but yet there’s still painting that has to be done and the house is not secure. So workers and anyone else can just walk all over the carpet! These issues have resulted in contemplating canceling the contract. To make matters worse I’ve received the worse customer service from their mortgage company, even the manager. They do not follow up with you in a timely manner.

    I valued and believed in DR Horton new town homes. There are so many other developments are going on within one mile radius with other builders. And their unit sale prices are lower than DR Horton new town homes. However I decided to purchase DR Horton new town house. But my perspective to DR Horton construction and their customer care has changed after purchased the new town home. Clients are paying high premium to these new townhouses, in return they at least expect DR Horton management team value their clients.

    However, after purchased this townhouse, I found that DR Horton customer care team did very poor or no job on customer satisfaction. I felt, for them it's more about business and get most out of client than addressing customer's concerns. Things did not go well. Construction or Engineering defect - First floor heater does not work properly from day one. This issue is not specific to my unit but many other units in this community. It has been more than 6 months and issue is not been taken care. No follow up or any report on progress is provided. Asked for issue report and progress many times but no response.

    On my specific unit, I got water leak in brand new town home due to defective piece is used. Damaged following, and so far, no detail report of damage explanation and fix is provided. Almost all time I had to follow up on progresses. Damages Third Floor: walking closet of master bed - carpet, floor, stud walls. Walking passage of bathroom and room near bathroom - Carpet and floor. Second floor: -Damage kitchen / dining floor. Wall open living space area - Kitchen and open living ceiling. First Floor: Wall / ceiling / floor - first floor closet / office area. - Garage side walls / ceiling.

    All damages on brand new highly paid town house. Even If any old house is purchased I would not see this much of damage after move in. Because of the damage, I had to take some days off from work till contractor gets on track to work on issue. It took 21 days to fix the damages. However I see no sign of appreciation from DR Horton management team.

    I believe DR Horton management team need value their clients. Understand the hassle their client has to go through if any these issues come up due to defective material used or construction defect. At the end business foundation is based on customer's satisfaction. I have provided my feedback to six month builder's survey form. However after this experience, I am not sure how much my survey would matter for DR Horton Management team. No follow up on providing my bad reviews shows how much the client's review matter to DR Horton Customer Care Team.

    We fell in love with the neighborhood and the home at Carruth Lake Dr, Carruth Lake Estates in Cumming GA built by DR Horton, so we decided to write a contingency contract to buy the new home and put our current home for sale. The real estate agent Amy ** representing DR Horton assured us that we could write up a contingency contract to buy with a $3,500 earnest money payment to DH Horton and that they would give us sufficient time, approximately 60 days or more if needed, to sell our existing home so we could buy this new beautiful home. We eagerly put our existing home for sale in Cumming GA and we did everything in our power to sell our home, but unfortunately we did not receive acceptable offers.

    On February 25th Amy **, the real estate agent from DR Horton, told us we only had a 2 day window to go down to design center in Atlanta to go pick out all the options for our new home. They rushed us to meet Joyce at the design center and we carefully picked out all the colors, tile flooring etc., for our new home. They also informed us that since we were adding hardwood floors to the bedrooms we would need to write a check made out to DR Horton for approximately $6,000 and that at the time of the closing we would be reimbursed for this amount or if the contract fell through would get ALL our money back, the $3500 deposit plus $6000 in options. We happily wrote the check for $6000 after they verbally explained this to us.

    On May 22, 2019 we found out that our contract to buy the new home would expired on May 24th and that since we did not have any acceptable offers for our existing home DR Horton would not extend the contract to give us more time to sell our home and that we would ONLY be reimbursed $3,500 and lose the entire $6000, which is not transferable to another lot. This is what Amy ** wrote in her email to us:

    "I wanted to check in to see how things are going with your current home. I hope you have had some movement as we are in the final days to keep your contract intact here at Carruth Lake Estates. The contingency expires this Friday, May 24, 2019.and I was told that we would not be able to extend it again unless it is under contract. As I mentioned before, your earnest money is the only thing protected with the contingency. Should it expire, any option money that you paid out at the Design Center is non-refundable/non-transferrable. I believe that is around $6,000.00.

    Currently, the only option would be to transfer you to lot 48 if you do not have any success in selling your home. Lot 48 is already past stage to make any major changes i.e. cabinets, countertops, floors. Keep me posted. My fingers are crossed because lot 2 is beautiful and would hate for you to miss out on all the pluses on being in a brand new home i.e. warranty, brand new, smart home, efficiency, etc. We have had some serious buyers so this home has become a hot commodity since it has been completed. Let me know if you should need anything."

    This is the email we received from them! We told Amy that the Design Center had told us that the money was refundable and transferable and that we had reviewed the contract carefully and couldn’t find where it said the money was not refundable. DR Horton ignored us even though we pleaded to get our money back. I feel they took advantage of me and my family and since I am almost 80 years old and retired and hard of hearing they took advantage of me. I am devastated that I lost this money and my new future home! Never again we will contemplate working with this builder!

    Builder name Barry in Waxhaw, NC is very rude and doesn't have a good attitude. If he is representing D.R. Horton, then he gave us very bad impression. D.R. Horton just finished building a house, but it has a different look than picture of model house, and Barry just told us it was just a plan error, and gave us a suggestion that we lose our benefit. He wasn't trying to make us satisfy buying a house. He said error was made by plan (D.R. Horton), so he didn't do anything wrong. Then buyer just need to accept? So upset now.

    Bought a new DR Horton house two months ago with numerous issues. They say they will fix them but always have an excuse come the day of repairs. Stay away from their homes in the Ocala Florida area, nothing but junk homes and their Tampa Regional Office doesn’t care. Very poor warranty department!!!!

    Berm on the common area left a mess. Been trying to have DR Horton correct for 9 months. I now have a sprinkler leak on my property and they hydro seeded for the 4th time today. I don't know how hydro seed is going to grow on rocks and hard soil but they keep applying it. They even applied hydro seed on the leak and walked away.

    So I purchased this home for 200k BRAND NEW. Every wall is out of square. If you look down at the floor the tile and wood floors grow in size cause how crooked the walls are. I have the worst Grading I’ve seen in my life. My back and side yard fill with water. It washed away all the seed they tried to lay down so now I have no chance of grass. They left dirts boulders in my yard where they tried to grade and threw straw over it so you nearly break an ankle walking in your yard. I now have lost power to my upstairs bedrooms and my microwave so somehow they tied them together like idiots.. I am very disappointed in this home and would never recommend someone to buy this piece of **. I will most definitely be selling this pile and moving in the near future.

    I purchased my home Jan 2018. From the day we moved in up until now we've had nothing but issues. The day we moved in we were asked to stay in a hotel because our electricity was not working. We had already bought $800 worth of groceries so that was not an option. While getting my electricity fixed my house was stained and walls were scratched causing us to have to have painters come back in. They were going to have to come back in anyways for the crappy paint job they provided us. Then our water heaters weren't working so we had to have people come fix that on day 2.

    After getting somewhat situated in our house we touched the oven and felt a shock. I dismissed it initially. Then my niece touched our dishwasher and I picked her up and felt electricity pulsating through her. Come to find out they forgot to cut an outlet and there was too much electricity flow and not enough outputs. Then 2 months in our floors start coming up. They came out a total of 6 times. Each occasion required two separate visits which were highly unnecessary. One day to take 3 pictures for documentation and another to give a 3 second fix to the situation.

    Finally they ended up having to replace the whole floor which required us to take even more days off. Our door frame was not leveled and had to have that replaced completely. That took 2 days. When we had to have it repainted the same crappy painters came back after we made our complaint known. They gave us a crappy drywall job and we asked if they were going to smooth it out. They said that the painters who would be painting over it will be the ones to paint. The next day they came and literally just painted over the drywall that has not been smoothed out and when we asked why they didn't do so they said it wasn't their job and that it was the dry wall people's job. They are the same company. Needless to say DR HORTON is just in it for a quick buck and they couldn't care less about the long term for their customers. If you build something right the first time you'd actually save money from having to send people back to fix a crappy job.

    Overall I have been pleased with my home purchase. However one of the locks to the storage/furnace area did not have a key that matched my normal house key. In fact I have no key at all. I did note this on my warranty request that was submitted in February. The other issue that were listed were done promptly and professionally. I have since sent 3 additional emails and all I have gotten is, “I called xyz to fix it. They should call you back.” I am still waiting.

    What a terrible experience owning a DR Horton home has been! Quality of homes is terrible. The homes are aesthetically pleasing, but it won’t last. Exterior paint peels after a year. Planning and zoning doesn’t consider safety of homeowners. They overbuild to generate profit. And while they are building, they own the HOA. As owners of the HOA, they do NOT properly maintain community property. DR Horton communities are not safe. Buy at your own risk.

    2nd day the dishwasher leaked like a waterfall. Then the mounting brackets were nailed into sewage pipe in kitchen cabinet and leaked all over kitchen floor and family room. 3 weeks later and floor STILL is not fixed. And now the motor for the HVAC is shredded, and "might" be fixed this week. All in a month and a half since moving in. Absolute disaster.

    Wished I would have read DR Horton Home Builders reviews prior buying this House, to begin with the sales dept. it was no transparency hiding many facts which should have been disclosed to the potential buyers, which we find out few of them during closing day. I like to list some of the issues we had and still have after five months of closing date.

    1- We were never told about CDD "which is a community development district". the fees is for 30 years. This fee was hidden under HOA fee which is less 5% of CDD, HOA are not doing any things even for the basic duties of lawn care, that is cost over $120.00 per month per residence.
    2-Garage does not come with the door opener that is another $400.00.
    3- House does not have roof guaters. It's over $2,000.00.
    4- Kitchen cabinets without door handler cost about $100.00.
    5- Guest & Hall Bathrooms have "Formica" countertop, and different heights of 33.1" and 35.0", Toilet paper holder does not hold a regular toilet paper rolls and no other cabinet to accommodate the toothpaste, toothbrush, hairbrush, etc. and finally just one small towel rack.
    6- Granite countertops in Master bathroom and Kitchen does not come with Granite Sealer, which is another $200.00.

    7- Front entry and the Back porch collect rainwater to the doors, the slopes are in the wrong direction.

    If I am going to talk about the Quality of the Construction have to write ten pages, but I like to mention few things like interior paints which was painted over blemishes, HVAC moisture buried pipe was installed at front removable filter. Porch window is another problems which the Bugs penetrate through the sills especially during seasonal infestation. DR Horton Warranty department does not have any reinforcement on the contractors and many times they schedule the contractors to comply with their commitment and the care of the issues, never showed. I hope I have been a little help for you not to experience and the hell we experienced by buy this Damn House.

    Working with DR Horton over the last two years has been the worst customer service experience my wife and I have ever had. When purchasing our home, we read the bad reviews online, assuming that a few bad experiences were the only people writing reviews, especially considering the helpful sales team. Our home has issues with water on the property, water in the crawlspace, poor drywall work, extremely loud floors/squeaks, pest sealing issues, water leaks through the ceiling and poor quality work throughout the house.

    Minor repairs will take you dozens of calls, tons of e-mails and followup. DR Horton (Express homes) will make it as hard as possible to get repairs done. Your home repairs will become a war of attrition, many of which will never be completed. Customer service representatives are sloppy, constantly late and reschedule dozens of times. Often work will be only partially completed, requiring more calls, more time and in the end you'll end up doing the work yourself. If you choose to go with DR Horton, do your homework. Drag them through it and make sure you get EVERYTHING fixed BEFORE you move in. Do not sign and get your keys without fixing it all. Read every word of your contract three times and understand that the contract and sales team will not give the same answers.

    We bought our D.R. Horton Homes March 2018. In the year that we have lived here we have had many warranty claims. We have problems with plumbing, air conditioning unit, uneven floors, floor boards not nailed down, loose siding, cracked driveway (unable to be fixed under warranty), etc. Even though all those things have been stressful. We have a much bigger issue. Our neighborhood floods. We have been told that we should be grateful that the water has not reached inside our homes. We truly believe it will. The more houses they build, the worse the flooding gets. It is only a matter of time before we all flood, but they continue to build and sell. It makes me so sad for all our families.

    I wanted to share my experience with DR Horton. The purchase went well and employees were great. After purchasing our home and moving in we identified several warranty issues and significant drainage issues; including a swale in our backyard that was never disclosed to us. Drainage issues continue and have been almost a year of complaining, phoning, emailing, texting and submitting warranty claims. Each time someone did come out they ignore the underlying issues and actually made them worst.

    Last time we filed a warranty claim and then emailed the office every couple days for over a week before someone contacted us. They came out with a landscaper and identified some concerns, installed drains and replaced some grass areas (that were becoming moldy due to the amount of standing water). The grass they installed actually created dams preventing water from actually reaching the drains. So we emailed again and got no response. Also filed warranty claim and have yet to hear back. We have lots of standing water (days after rain). I personally have emailed and gotten no emails. Just would like to resolve the issue, which would be much cheaper for them to do right the first time that to continue coming out and making things worst.

    DR Horton loves to send out surveys; in my mind these are a complete WASTE OF TIME. Even after low marks and comments, no one has ever called to speak to us - even after requesting to be called as part of survey. I’ve asked neighbors their experience and some claim no responses and lack of response to problems. Some waiting, like we have, for almost a year to get resolution. I would love a call or email to discuss. Someone who will take our concerns seriously to resolve the issues once and for all. We are not picky people but spent a significant amount of money and expect our warranty issues to be addressed.

    Updated on 06/03/2019: I receive a notice from corporate. They said, "We escalated to higher up in Reno, NV." No one called or came over to check our problems with our house. I consider that a no call no show. That is a real problem with us.

    Original Review: Gate broken. Front and back door air leaks, Our shower, everything in our house are not level the doors, the gate, appliances. Second rated carpet with 2000 square feet cost DR Horton 8300.00. It needs to be fixed.

    This is my first home to purchase and I've had the most unsatisfying luck with DR Horton. I am a soldier just coming back from Afghanistan and my back and side yard is a mud puddle to include the erosion which created the biggest ravine. I spoke with Logan and once again, LIE. Also, this is the 5th time my HVAC system has broken and the only thing the repairer do is patch until the end of my warranty which will then be my responsibility.

    I wish someone would have told me about DR Horton before I Seabees, Marines, and others bought my home. The worst first experience ever. DR Horton is pathetic builder who overcharge for these crappy homes. The food waste dispenser no longer work. I will make it my business to make military members aware of DR Horton even if it means to bring them to my home to show them these cheap products and labor DR Horton use to build homes. I've cried so until there's no more rain in these eyes. I hate you DR Horton.

    I bought my home in 2019. Figured the home was excellent condition when I first saw...but during our final walk through the person in charge reeked of alcohol...We get the house anyway. When we move in a day later I smell gas ...Little did I know that this company forgot to install my gas line in the home. If it wasn't for PG&E 7 of us would have died if I would have turned on my heater or stove. Yet it has been 2 month and have not heard from Horton to see how they are going to resolve my issue...Negligence is apparent! Yet all they can say is "I'm sorry." That is not going to cut it. Our lives matter. I have disabled children. And this was completely ridiculous!

    I purchased my home in Sept 2018. One of the main reasons we chose this location was the size of the yard for our children to be able to have plenty of room to play in the backyard. At the time of purchase we knew the side yard was not graded properly. I refused to sign without a contingency on correcting the drainage issue. DR Horton had a French drain installed and assured my any future issues would be taken care of without issue. By November it was blatantly obvious the back yard was also not graded properly. The yard flooded every time it rained and was still saturated days later. In December the warranty rep visited the house without me and informed me it was because of my dog running along the fence. I responded with my issue is not along the fence, it is the entire yard.

    They sent out another warranty rep to meet me, I showed him the issue and he agrees there is a drainage issue that needs to be corrected. For the next FOUR MONTHS nobody came out to my house to fix the issue. I was put off each time I called with "the landscaper is backed up" or "it's raining again". When they finally did come out again in April 2019 the rep once again told me it was my dog running along the fence line. When I reminded him that I wasn't asking for that to be fixed, it's the entirety of the yard he said the flooding is not within 10 feet of the house so DR Horton is not responsible.

    My yard is so bad that the parts that are living cannot be mowed because the now useless sprinklers are completely exposed. The lines from where the sod was laid can be seen. The yard is so uneven you can feel it under your feet when you walk. The entire yard is a wreck. I bought sand and top soil to try to fix it myself, but there are not random here and there low spots. There is nothing remotely smooth about the yard.

    DR Horton sold me a house with a yard that cannot be maintained and now refuses to correct the problem. It's so bad I cannot fix it myself so it is going to cost me a fortune to pay someone to level my yard and lay new sod. All I want is for DR Horton to stand behind their product by repairing the yard they did not have properly graded in the first place.

    We have been in this house for 3 years. During that period of time we have had a burst pipe in the kitchen, screeching floors that are driving us insane and now the air condition isn't working. According to the plumber, the contractors who were building the house slit the pipe and left it that way. He said that over a period of time the pressure built up and that is what caused the pipe to burst. We regret purchasing this house. We shouldn't have to go through what we are going through in a house that is 3 years old. We can't get anyone to call us back so we could get the issues resolved.

    I purchased my home in July 2017. The worst decision I ever made choosing them as the builder of my 1st home. When all the reviews pretty much say the same thing it's true. From horrible customer service, to substandard workmanship, to grading issues. Once you close you can forget it. No one should have to beg a company to do what they promised. They kept putting off the closing, had to reschedule the inspection a couple times and when they said the home was ready the inspector shows up and it is not. The biggest issues is the grading in the backyard, was promised numerous times it would be fixed. They fast talk and lie so much you start to believe they will be honest and do what they say. After I removed all the straw they put to cover the seeds all I found was rocks and wires. It's no way possible for grass to grow with the amt of rocks I have had to remove.

    Well to this day the grading issue has only got worse. I have standing water in my backyard every time it rains. Home was suppose to have digital thermostats, was told someone would call never happened. The home was suppose to have 2 areas where the air filters go, 1 upstairs and 1 downstairs. There is only 1. They left the casing and filter in the garage for the other and I assuming just put drywall over where it should have been. When I walk in the bathroom upstairs master the water in the toilet moves, what is that about? I have no confidence this home is built to last. It's built to get your money and then you beg to get them to fix what was in the contract only to end up paying yourself. SO THIS LIKE ALL THE REVIEWS IS A WARNING TO ALL LOOKING AT THE PRETTY SHELL THEY SHOW, DON'T BE DISAPPOINTED!!! FIND a more honorable builder.

    So many of my neighbors and I talk about the issues we are having and having to deal with warranty issues. If you do use them, go every day and take lots of pics and have a good inspector. I am ready to sale and find a better home. Nothing worse than a company who intentionally takes advantage of people who's gonna be making payments on something for 15-30 yrs. I understand some problems, then at least do what you say and make good on the mistakes.

    The sod on the property was never approved or accepted by the homeowners association, all I’ve gotten from the warranty dept was, “it’s out of warranty, it’s a homeowners Assoc problem”. The landscape companies have tried for almost a year to no avail. The lawn looks great if you like bare spots and brown supposed to be grass.

    We just closed on our new construction DR Horton home on Friday. When we arrived for the final walk through, our house had no power and there were 9 trucks of people still working on our home. When I pointed out dings on the corners of the walls, I was told "You will ding this up worse than that when you move furniture in".

    Half of the things we tagged in the final walk through were not completed. There was adhesive stuck to all of our floors making them look filthy and when I called for them to come back to fix it he said "We've never had a homeowner unhappy with our cleaning". He tried to make it seem like it was my fault instead of admitting they did a horrible job. I don't expect to have to deep clean my brand new home before I can move in. The carpets had clay stains on them so they had to call a carpet cleaning company to come steam clean them.

    We were told they would be there that day and when they finally called to schedule they could not come until Monday. So we were not able to move any furniture into the bedrooms all weekend because we had to wait until the carpets were cleaned. At 7pm that night, my husband flushed a toilet for the first time and it overflowed everywhere so an emergency plumber had to come and fix it. Then, I tried to bathe my child and found that we had no hot water. Luckily, the plumber was still there and was able to fix it. There is still adhesive stuck to our floors and a sprinkler head is busted in the front yard. We were so excited about the purchase of our new home and our experience was terrible. DR Horton does not care about their customers and provides horrible customer service. I would have given 0 stars if it was an option. If you are thinking of purchasing a DR Horton home, DON'T and thank me later.

    Many more issues that a new home should have. 7 months and many issues not fixed. Warranty claims are hit and miss since they call back the same contractor who did the poor quality work to fix his work. If he cared about doing the work correctly, he would have done it correctly the first time. Many owners have high heating bills because the houses leak air around exterior doors, windows, microwave vent and fireplace. Most of my neighbors say they would never buy another DR Horton home.

    DR Horton has completed my Dream Home. I signed a contract to close June 10th here in AUGUSTA in the Spirit Pointe subdivision. I came there home shopping???? with a lender who approved me for a home. But my lender wasn’t their approved lender. They prequalified me and I was so excited.. I had a few things to fix to be prepared for the loan. Since they got done early, they wanted me to close early, however I wasn’t ready to close at the end of April. After that they pretty much started to prepare to sale the home I picked out to someone else. They were all friendly until I wasn’t ready to close early. I must say I’ve gotten emotionally attached to the home going there to pray every week. I called today to see if they were going to honor the contract and I was told I needed to pray. I am a single divorced mother. I feel like DR Horton washed their hands off me. This by far is one of the biggest disappointments in my adult life.

    I purchased my home on September 2017 and submitted my 11 month warranty application late August 2018 with DR Horton. Up to now, there are still outstanding issues that they have not fixed or even addressed after they received my application. I have been patient with their warranty department because they always drag their feet when it comes to fixing/repairing broken or poor workmanship issues with the house but it is getting tiring and tedious to a point where I think the only way they will reply to my needs is to write a review about them.

    Even after 19 months there are some significant issues that DR Horton missed or hasn't rectified with my property. For example, even though I received an initial walk through 1-2 weeks before closing, I did not receive a final walk through that day which could have save me a lot of time and headache because they would have to address the issues we found before we close on the property. But because I didn't get a final walk through, I had to wait 30 days, 90 days, and 11 months to have broken things in the house fixed or looked at. Most of these things could have been fixed before the house was handed to me.

    Another big issue that I have about DR Horton is that I was not informed that there is a semi-finished irrigation system installed on my yard. No instructions, diagram, or manual was left to me about this feature. I found out about this just this month that there is one installed in my property and it is because my next door neighbor just happened to mentioned it to me. I didn't know about this for over 18 months! As soon as I know, I asked DR Horton for a diagram or schematics of the irrigation system to look for the sprinkler ends/heads so I can see what needs to be done to have this working but I was told that they did not make or keep any diagrams or plans of the irrigation system and they do not have any records of it. This basically makes the irrigation system they installed worthless since I don't even know where the pipes end or how far along they finished the irrigation system.

    According to some estimate that I have gotten from landscapers, the cost of looking for the pipe ends is as much as just having a whole new irrigation installed because of the labor cost to locate and dig the pipes. I even contacted their landscaping contractor to ask if they have any records when they installed the system but was told that they do not have them. I am really disappointed in how DR Horton address their warranty issues and why I did not get all the necessary and needed information about my property. It is hard for me to believe that they stand for their work even for their premium brand such as Emerald Homes if they can't even address mundane issues such as repairing warranty issues on time and giving important information to a home owner. Be wary of buying from DR Horton.

    My husband has already left a review in lieu of our experience, but I just HAD to come and leave one for myself. We were following through with building a Wilmington Plan on the perfect lot, when after paying the earnest money, spending hours in the sale office and touring homes, picking out colors, and getting our hearts involved in what we thought would be the home we raised our two little boys up in, ONLY to find out that DR Horton didn’t even own the land — not to mention it was confirmed that they did.

    This was a serious life decision. We’re talking over 240k — a huge financial decision. One that was talked about through tears in front of the lot that we were going to build because of pure excitement. Still “waiting” to hear back from “corporate!” I’m still heartbroken but maybe these reviews are right. On a side note, the office staff is nice, the contractor hired by the company was extremely nice and helpful, just disappointed with the company.

    I ONLY GAVE A STAR BECAUSE I HAD TO. My husband and I were super excited to buy a DR Horton home in East Texas. Our sales rep was amazing but there were problems with the tile that needed to be fixed before we closed. They lied and said they fixed it. We checked and it was not. They ended up fixing it before closing BUT after we closed on the house, we have had cosmetic and plumbing issues. IT IS LIKE PULLING TEETH OUT to get someone to do their job and fix the problem! We have to call and be rude to them to get a job done. Do NOT recommend EVER buying a home from them. THEY DO NOT CARE ABOUT YOU AND YOUR HOME AFTER YOU CLOSE! Even before closing the builder was so rude!

    Don't by a house from DR Horton unless you like kitchen appliances, faucets, light fixtures, towel rings, etc. that do not match. Ceilings were patched in areas and not painted to match the rest of the ceilings. Countertops with gaps and no drawers in the cabinets in the bathrooms. Also, had to hire a painter to repaint and fix walls. They insisted on closing on a certain date even though the house was not ready and promised to complete the work within a few weeks. It was daily phone calls for the past two weeks to get them to show up and do the work, which is still not complete.

    Sales reps lie. They Do not provide accurate information about easements or right of ways. DO NOT use DocuSign. They can sign docs you did not approve. See all surveys prior to closing. Any items in checklist must be done prior to closing. DO NOT TRUST ANYONE. Do not give them permission to transfer funds from any account prior to closing. They wanted to transfer money a week before closing.

    1. Shower door had to be fixed 3 times.
    2. Kitchen cabinet door had to be replaced.
    3. Missing grout in both kitchen and bathroom areas.
    4. Transom window sheetrock was visibly not straight.
    5. Front door would not close correctly. Took 3 tries to get it resolved by replacing door frame.
    6. Piece of stacked stone fell off of house.
    7. Garage doors weather stripping had to be replaced.
    8. Garage door bottom door seal had to be replaced.
    9. Garage door (small) bottom panel was damaged and had to be replaced.
    10. Dead outlet in wall. Found out that there were hot wires buried in the wall 3 feet away. Electric contractor says it was inspector’s responsibility to check conductivity, but building dept said it was contractor’s responsibility to check conductivity. Someone was lying or someone is getting paid to verify inspections that were not done? Gonzo?
    11. Blinds option: some blinds had to be reinstalled because they were not straight. Issue was that sheetrock was not straight or incorrectly installed.
    12. Concrete in driveway had to be replaced, due to fact that there was an incomplete pour and cracks developed.
    13. Our house is on a corner and there are several houses still being built. I realize that stuff happens but there is no concerns or cares from contractors if they do damage to anything. There is always construction garbage blowing around and I do call Hortons main office. I have informed the Horton rep that at some point I will bag the garbage on our lawn and dump it on the floor in the main office. There is no reason that contractors cannot put garbage in the dumpsters.
    14. Garbage found in attic above garage, found when installing attic stairs. Gator aid bottle, face mask.
    15. Garbage found buried in shrubbery, water bottle, tree branches. Found when Installing water filtration system.

    16. Constantly picking up garbage from lawn, because contractors eat lunch, water bottles, etc. and can’t throw garbage in dumpster, just leave it on the ground.

    “I DO NOT EXPECT” the Horton Representative to be here to police the individual persons. This should be a responsibility of the contractors who received the contract to do their part of the contract. If responsible persons were hired to do assigned jobs most of these issues would have not happened in the first place. I have no issues with minorities, but I do with illegals.

    I reported a broken concrete driveway wing in September of 2018, took pictures of same on October 3, 2018, and forwarded them to a DR Horton representative anticipating the warranty repair would not be a major issue. It is now April 21, 2019, and all I have is the broken concrete, emails with my complaints that have gone unanswered or possibly ignored. I guess I shall be contacting someone that has a customer's best interest at the top of their list.

    Updated on 05/01/2019: This is the 4th time we have had the builder come to fix the issues with the yard. After we moved in the yard has not settled evenly. It has ruts, holes, and is uneven. The builders have repeatedly sent the landscape crew to repair the lawn yet have only continuously made the yard worse. We have pictures and videos of the work. After we moved in, a tree had to be moved, the lawn next door to ours has had to be repaired, and our yard had sod ripped up and replaced to run wiring. We are having a baby and the yard is dangerous and a hazard for a toddler. What, and where do we go from here?

    Original Review: We have had some issues inside our home, which have been addressed and seem to be worked on. Our problem lies on the outside tomorrow concerning our yard. Our yard is uneven and not level. It's laziness slant to help with water drainage, which is understandable but mowing the yard is very difficult. They are ruts and a lot of uneven this throughout the yard. We had a tree moved because it was in front of a pad mount transformer. It seems after the work the yard only became worse.

    We have had a landscaper out to mow the yard and it had difficulty mowing it because of the uneven yard. There are ruts, holes, and areas water is collecting. When having the issue addressed the workers come out and do a minimal job at best. Only making the problem worse. We have only been in the house two months and he would take hundreds of dollars to have the sod removed and the ground level at our expense. We have put in our third warranty claim on the same issue and I’m hoping this time it may be resolved. If not not sure where I go from here.

    Awful customer service & Warranty service. We have been in our home almost two years and had countless issues including - two windows needing replaced due to Not properly shutting & air entering. Master bathroom needed to re-plumbed because of drainage issues - turns out it was grade issues. Plumbing under house re-plumbed, carpet replaced. Basically everything and anything has been replaced or faulted. It’s taken 11 months of trying to resolve our 1 warranty issues and 7 customer service reps. No one cares to resolve your issues and you just get runaround after runaround.

    When they finally do fix issue it’s always crappy work with issues to come. Been waiting on a reimbursement check for 4 months and every time I contact them it’s a different excuse on why it hadn’t been sent. Run and never purchase a home from this builder. Once they get your money you will never get anything fixed right as they sold you the home. Their homes are poorly built! Worst decision purchasing a DR Horton Home.

    72 hours. That’s how long my wife and I thought about and deliberated this beautiful lot with “The Wilmington” on it. We had several conversations with the sales team and did a walkthrough of another one. We finally decided to go through with this deal and were very excited. We selected our options, reviewed the contract, and ran our card for the earnest money. It was going great until we were told the worst news. DR Horton hadn’t even purchase the lot yet! So we had to cancel everything we did. Talk about an emotional roller coaster and an embarrassing oversight.

    DR Horton Cheyenne. We have been in our home for barely 2 years and have had countless problems. Our most recent problem was Monday January 21, 2019. We noticed water flowing from our front lawn. After calling the water company, they shut the water off at the main and advised us that it appeared as though our water main was broken and it was our responsibility to have the issue resolved. I began to dig to see if I could locate the leak, which I was successful. The line coming from the house and the line coming from the main were set at two very different angles and were connected by a 45° elbow. Due to the different angles, it put too much pressure on the elbow and cracked the seam.

    I called customer service and spoke with Courtney ** who is incredibly rude and contradictory. I explained my issue to her and advised her that we no longer had running water in the house and would not have water in the house until the issue is resolved. Courtney told me that she would not be able to have anyone respond to our home to fix the water main until January 28, 2019. I told her that was unacceptable and that I needed someone to respond sooner. Courtney advised me that I had three options:

    1) I could “put a bandaid” on it for a temporary fix until January 28.
    2) I could hire someone to “put a bandaid” on it for a temporary fix until January 28.

    3) I can hire a licensed, bonded, and insured company to permanently fix the water main and then submit a reimbursement claim once completed.

    After doing some research and seeing that it’ll cost between $5000-$8000 to have the water main fixed, I decided to have a “bandaid” put on it until DR Horton could get someone out January 28. On Thursday January 24, 2019, Courtney upon very short notice sent a plumbing company to my house to inspect the water main. Upon their arrival, they advised that they would not be able to work on the water main because it appears as though someone else has been "working on it." I explained to them that Courtney had told me that I essentially had three different option for getting my water main fixed. The plumbers stated that it is in their policy that if something already appears to have been worked on, they are not allowed to do any work.

    The next day I called and spoke with Courtney regarding the issue. Courtney to me that I had voided my warranty and DR Horton would not be able to reimburse me regarding the issue. I even brought up the fact that she specifically told me to “put a bandaid on it” because they wouldn’t be able to look at it until Monday January 28. Courtney again told me that it was no longer their problem and that “I” must have been the one to break it.

    I asked Courtney if they would even be willing to split the cost because I felt as though she had intentionally told me to do something knowing full well by my actions I would “void” the warranty and was quickly told no. So...I ended up paying $5,000 to have my water main fixed. On top of that, I just paid an additional $3,100 to have all of my landscaping fixed due to the damages caused by the broken water main and the work to have the water main fixed.

    I purchased two brand new DR Horton homes in the Lanier Village in Charlotte, NC. At first, sales representative was great until we neared closing, that's when the continuous delays started, inspections were rescheduled twice for each house as they weren't ready as committed. And now that I am looking to fence one of the houses' backyard I noticed two large tree stumps sitting inside my lot that DR Horton didn't bother to remove and a large un-sodded portion (Up to 11 ft wide) of my yard. I didn't choose to purchase a new construction house just to end up with a hefty job of removing tree stumps from my yard! And when I contacted their warranty team they refused to do anything with it. Even their superintendent told me that they could have not sodded the whole thing if they wanted!

    I purchased a brand new DR Horton home in The Reserve at Westridge in McKinney, TX. There were some minor issues in the first year which I took care of myself. In the 2nd year there was a major leak in the bathroom wall due to a faulty valve. This leak damaged the entire drywall, cabinets and flooring in the bathroom. The leak had also spread to the adjacent bedrooms destroying the drywall, carpets. The total repairs estimate was between $8 - $10K. DR Horton initially refused saying 'Out of Warranty' but when they came to check the damage was so extensive that they took care of all the repairs.

    Now just a few months later there is a leak in the water supply pipe which runs under the driveway from the city water supply to the front of the house. DR Horton is refusing to fix as 'Out of Warranty'. The estimate for repair is $5,500. What is the advantage of buying a brand new home from DR Horton if such major repairs come up in the first 2-3 years? The builder's work quality is definitely not something I'd recommend.

    DR Horton has reached out and agreed to refund our $1000. I am going to bump it up to 2 stars but I can't go any farther because I can't say that I am satisfied with the experience because we didn't purchase the home.

    I do appreciate the main office getting involved to help us reach a fair resolution, and do hope that they re-visit this policy in the future for future home buyers.

    I do want to say that working with Ben from finance was a very positive experience and do want to point out that positive in this whole thing. Ben was available on the weekends and got on the phone with me multiple times to explain things to me and make me feel comfortable with the terms of the loan. Ben was great so I do want to point that out. If he was someone I could use when we finally do purchase a house, I definitely would.

    We entered a contract to purchase a home in "Entrada" with Kevin ** from DR Horton/Express Homes. At no time during our discussions or in the contract were we informed that we would not be able to have our inspector inspect the roof or attic of the home. In the contract it actually states you can have an inspection as long as you follow a few guidelines such as scheduling 7 days in advance, inspector needs to be insured, etc. The contract also states that the "Purchaser" is responsible for any damage or claims that occur due to the inspection.

    Well, we jumped through all of the hoops and got our inspection scheduled for Monday 4/15/19. However, they were insisting that our inspector call them to work out the details, which we thought was odd. We finally caved and had the inspector call them (he didn't want to either), and they told him that he would not be allowed to inspect the roof or the attic due to "Insurance Liability" reasons. He immediately saw this as a red flag and called us to let us know. We then had our Realtor get in touch with Kevin to let him know that if we could not inspect the entire home including the roof/attic, we would consider that a breach of the contract and would back out of the deal. Kevin insisted that there was nothing that could be done, so we sent in our cancellation of the contract over the weekend.

    Then my Realtor gets a call from someone named "Gary **" stating that if we back out we lose our $1000 in earnest money. So basically he is stating that we have to blindly make a $240k investment on a property that they won't allow us to fully inspect, or we lose $1000. Even though there is nothing in the contract stating we could not have the roof/attic inspected, and the "Insurance Liability" claim isn't valid because the contract actually removes any liability to them in the first place and puts it on us!

    So tell me that's not shady. Then I go and start researching more (even on this website) and you see all the horror stories about leaky roofs and improperly installed roofs and they take 6 months to fix it with a warranty. I spoke with a co-worker who purchased the "Aria" plan a few years ago (not in Entrada, but in Cape Coral). He told me that he had sagging spots in his roof, and the warranty department kept denying his claims stating it was normal for the gaps in the plywood to get bigger due to the heat. Then a spot in his roof started caving in! They finally came out and fixed it but it took the roof to start caving in for them to even acknowledge it was in issue!

    Anyways, we are pursuing legal action with our lawyer and meeting with him tomorrow morning to try to recoup our $1000. I just wanted to share this horror story with the rest of you who might be considering a purchase at Entrada in Cape Coral, Florida. ANYONE who doesn't let you inspect the goods you are buying is not someone you want to do business with. The seller should be proud to let you inspect their goods, especially when the cost is hundreds of thousands of dollars. How can you trust someone who won't let you inspect the purchase before you invest? Run away.

    We bought our house in June 2018, moved in September 2018. We were so excited, this being our first home together. Before closing, most everything was smooth (a few hiccups and a very UNhelpful real estate agent working for D.R. Horton) but overall we were happy. Since then, we have had a VERY different experience. Getting people to our house for warranty items seemed to be easy for the first couple of issues.

    Then our biggest issue, the backyard not draining has seemed to not be a priority to them. We have had water sitting in our backyard since October, unable to drain. This has been addressed multiple times, I've emailed, called and had requested help on a lot of occasions and have not gotten the requested help. Finally I thought we were getting help today and the landscaper no showed on us. We have taken off work numerous time and sent over 5 emails and 5 phone calls. I would NEVER recommend D.R. Horton again.

    Just purchase a home at the Preserve in Odessa Florida, TAKE YOUR MONEY AND RUN!!! Very cheap construction quality and workmanship. Very low standards for their subcontractor. I had issues with the location of the AC unit, very poor workmanship on my floor and hole outside of the the home. As well as poor concrete issues in the front area of the home and back porch. The only reason I give them a one star was because the Mortgage team were awesome. I advice RUN and find a better builder!!!

    I brought this home in 2016. The experience was a 3 star and I accepted this as long as I had a good home. 2 years later I had a leak coming from the master shower drain which leaked into the first floor. I had to tear out the shower and what was discovered was poor construction in the shower. The shower liner under the tiles was full of nails which allow small amount of water to pass through. Also, the shower drain was not fully seated and had no silicone, it was only held together with mortar which only degraded over time. It's costing me 9000 dollars just to fix this and it is completely unfair.

    This builder hires unskilled people whose only goal is to complete the building process as fast as possible. One advice is to stay away from this builder but if you do decide to go with DR Horton, it's better to hire an independent inspector paid by you who will monitor every phase of construction. You cannot trust this builder to do the right thing. In case you're wondering, this was outside my 1 year warranty but I still called them to have a look at it. They never called back but I called again, told them my issue and was ignored.

    My husband and I live in Maryland and bought a new home from DR Horton in 2007. In less than 7 years the roof started leaking in various places -- in the upstairs hall, the master bathroom, master bedroom, and into our dining room. We had to replace a roof that was supposed to last 25 years! Also, our neighbors were also having roofing and HVAC issues.

    In less than 2 years we started seeing nail pops and wall cracks. Very shoddy workmanship. It's obvious these "new homes" were slapped together as cheaply as possible to maximize profits. After the housing bubble burst, DR Horton pulled out and sold the vacant lots to a private investor without informing the community, leaving our neighborhood completely unfinished with vacant lots and unfinished roads. DR Horton subsequently set up in a more affluent county in Maryland where they sold the exact same models for 150k to 250k more.

    After 12 years, our neighborhood is still unfinished because DH Horton deserted this community and sold the lots to someone who has no interest in finishing what DR Horton started. Those who couldn't sell are now renting out their homes. I will never buy another DR Horton home, and will tell everyone what horrible homes they are and about DR Horton's sneaky business practices.

    I purchased a home back in March 2018. The grading on my lot was not done properly which is causing a pool of water to collect on both sides of my house every time it rains, I run the sprinklers or the neighbor runs their sprinklers. This has caused most of my grass to die out or have fungus. I submitted warranty claim back in 12/2018 about this issue and was told that French drains would need to be installed. I have called multiple times to get an update and keep getting told that they are waiting for the contractor to reach out. I call the contractor and they tell me they are waiting for DR Horton to reach out to approve the drains. I want this issue fix right away.

    We have been in our home over 6 months and were just recently able to get the work from our initial punch list completed. We have had to fight with the trades to get this accomplished, missed days from work and lied to over and over again. We had major issues, showers not caulked, flooring was replaced 2 times after move in because the awful product they continued to give us. Found out that both prior floors had been discontinued by the manufacturer yet they continue to use the product. Light fixtures more than a foot off, bowed walls and ceilings that required re-sanding/patchwork, every single corner in our home had cracks in the walls and repainting throughout the entire house WHILE WE ARE LIVING IN IT.

    We were promised out sod was to be replaced shortly after move in because it was dead. I have emails and text backing that up. I was told to wait until spring and they would replace, now they are refusing. I have submitted pictures showing them the drastic difference from my backyard to my front yard and even the neighbor's yard and they are refusing to do the work that was promised to us.

Chimney falling off roof, MB Bathroom flooded twice due to poor plumbing, cracks in every possible seam, squeaking and vibrating floors, Microwave have condensation/released. There was no insulation, house is damp, need 3 dehumidifiers. I could go on and on the stress this has caused, has impacted relationships, health, money… Why is it so impossible to get any repairs done?     I bought my new home from DR Horton in July 2016. The only thing I still like about this builder was the price point compared to other houses in the region, since I already have over $100k in equity in 2.5 years as a result of growing market. I knew that I bought a starter house, but the sheer lack of quality, as I will detail below, would be unbelievable if I hadn't experienced it for myself.

    The lot was HORRIBLE. I have now pulled out THREE volleyball-sized rocks from my ~2000 sq. ft. yard and I know of at least one more. I couldn't even use an auger to drill post holes for my fence because there was so much rock in the fill that DR Horton brought in (rather than excavating for the foundation and removing the excavated material, DR Horton just piled it around the foundation and brought in extra fill).

    The framing/sheetrock/trim work is equally as horrible. I have walls that are noticeably bulged (one was blamed on the way the furnace drain was installed to the studs, and I was told it could not be resolved) or sucked in (one of these was a round-robin blame game between the framers, finishers, and sheetrock as to who ** up the install and was never resolved adequately). Their subcontractors have no respect for the end customer. I am still finding old cigarette butts and nails and screws and other left behind construction materials anything I need to do something in my yard.

    I don't have any kids or dogs but the carpet that was installed has lost so much that I may have to replace it before it even makes 5 years. The laminate flooring has shifted so much that there are several 1/8 - 1/4" gaps between the butted edges of planks. The subfloor was installed so terribly that I have more squeaks than a rusty bicycle. The 2-car garage (which really isn't large enough to park two cars in AND be able to enter/exit the vehicles) has a grand total of TWO outlets (total of 4 plugs), both of which are at the back, so I am working on more outlets eventually. There is also 1 light for the entire garage, which is partially blocked by a header going across the garage and the garage door opener right below it, so I have to install an additional light so I can see in other areas of the garage when the door is shut.

    Exterior doors have gaps and the only "fix" they would offer was a piece of wedge-shaped weather stripping that I was supposed to install. I can also feel a vast majority of the carpet tack strips when I walk around without shoes on, some have even punctured my skin. The master bathroom had no towel ring for a hand towel, and the second towel bar was across the room from the shower hanging over the top of the toilet. Yet, they installed a towel ring in both the guest bathroom and the powder room. I pulled out the oven to do some spring cleaning and found 2 baseball-sized holes near the base of the cabinets on one side, almost like when they were getting the cabinets into position someone toe-punched it a couple times. The grout/caulk that they used around the countertops in the kitchen and master bath has cracks in it even after they applied more during the one-year "touch-up" visit.

    I had problems with adequate drainage on my lot and they brought in landscapers to fix the issue. They dragged their blade across the lot a couple times and left. The issue was not resolved. They blamed it on an unnatural amount of rain. The sod they used to landscape the front of the property is of such poor quality that I am considering removing it and reseeding it this summer because of how many holes there are in it.

    If you need help with anything warranty related, you have to be on them every day until they respond. I made several contacts that went unanswered until I began to badger them constantly. I would email and call and leave messages and would not receive a response for weeks, even months. I don't usually write reviews if there is no reward, and even then it is not very detailed. But DR Horton is so horrible that I'm making an exception.

    I bought my brand new home in October 2016 and had so many issues when I moved in. Opened a few cases with warranty department but just a couple of them fixed and the others closed without doing anything about them. The water heater is installed so close to the wall in garage that made the whole living room attached to that wall vibrate and shake all the time. They sent someone to come and look at it and nothing happened after.

    The laminate floor was peeling in edges and they sent someone who had no knowledge of that. The cold water under sink and dishwasher kept shutting down and had to push it a few times to stay in its place. The cabinets are peeling and chipped in a few places. I had to change the dishwasher within a week I moved in due to the loud noise it had washing dishes. The issues are endless and not sure what will happen to this house by next year or so. I love my home but very disappointed and unhappy with the cheap quality material DR Horton is using to make their homes.

    We moved into a DR Horton new construction in August of 2018. The entire building process was a nightmare. The house was sheetrocked before the roof was put on and over half the house flooded and soaked all the sheetrock. The Sheetrock was then supposedly replaced after the roof was put on but there are areas we are unsure that it was replaced. One of the bedrooms that flooded is the hottest room of the house and remains 8-10 degrees warmer than the rest of the house. It has two exterior walls so we suspect that there is no insulation behind them. Our driveway was poured incorrectly and the concrete is reddish orange rather than white like everyone else’s. It is noticeable ugly.

    We went back and forth with DR Horton and they had someone come paint the driveway and assured us it would last. A month later it was cracking all along the edges so they came and retouched up the paint making it a different color along the edges. Now a year later the paint is almost completely worn off and we are back to having a red/orange driveway. It is beyond frustrating having a brand new home that we paid a lot of money for and the quality is Terrible. I filed many warranty claims for the driveway issue and was blown off and told nothing could be done about it. My opinion is they got their Money for the house. They don’t care what condition it’s in after they are paid. I wouldn’t recommend a DR Horton home to anyone!

Very excited to say the least and like everyone else it was a complete nightmare, dishwasher is horrible already had service call, roof leaking, carpet basically gone, cracks in every possible seam, kitchen floor was bowled, Kitchen counters a inch off the wall 4 service call, toilets not flushing, doorknobs wont locks, doors sticking, grass is horrendous, HOA is horrendous, windows drafty, heat has to stay on 75, Closet has no light, garage was not even complete had to pay $ 1300 dollar for that, deck is cracking and its stained, Bathroom counter coming off wall, house is damp need 3 dehumidifiers, I could go on and on the stress this has caused has impacted relationships, health, money... just simply listen to me and DON'T BUY FROM DR HORTON.

    Bought and Moved into a DR Horton house 10 months ago, BIGGEST MISTAKE I EVER DONE. As much as I liked the house and wanted to keeping doing so, the issues just keep happening. These houses are built by inexperienced people who know nothing about construction and are put together in a blink of eye with NO attention to details or quality whatsoever. We had grading issue on the side of the house that I placed multiple repair requests for to be fixed. After 5 months chasing DR Horton warranty, they finally came and repaired it, or did they?

    One issue fixed, another arose. They placed a dirty sod that looked it was ripped off of a street. My yard was nicely flat, it is not anymore. I now have all kinds of weeds growing on that sod, it will be impossible to cure. Moreover, they installed two water collection boxes, water stands in these boxes 24/7, three feet away from house! You know where I'm going with this; summer and mosquitos are coming soon! that's a HEALTH HAZARD FOR MY KIDS RIGHT THERE!

    My back door was wrongly placed during the building stages (someone missed a step), it was then repositioned to make room for kitchen cabinets. However, they forgot to reposition the kitchen pendant light, too close to island unlike other same model homes in the subdivision. My Master bedroom has 2 vents, all other homes of same model have 3 (another miss). Also, the ceiling fan in the master was not centered like the model home that is same as mine (another miss).

    I recently started to hear the window in the loft rattles if someone is walking. I’m not heavy, neither is my wife, but that is just a poor construction flaw that I pray I can get one to look at. DR Horton stopped responding to my repair requests as my year anniversary is getting close! They don’t seems to care anymore, not even to a request to schedule my 11 months walkthrough!

    It's so much for me to detail each issue, I can write pages. so I will briefly list them here:
    1-scratched cabinets touched with marker since day one.
    2-Dish washer never installed properly, door hits the cabinet, my wife needs to push to the side every time she uses it to close the door. Talk about new house!
    3-Worst paint ever, blow air on it and it's scratched
    4-My stairs rail just came off yesterday. The last hook was nailed to dry wall, a 2 year old was able to pull it away, quality????
    5-Standing shower frame and tubs painted. We paid for optional deluxe shower!
    6-paint bumps all over the place, worst paint job ever.
    7-Dead air vent in guest bathroom, yet to be fixed (if it can be).
    8-Laundry door frame improperly aligned, won't close as it should.
    9-Cracks in the garage concrete already, after 5 months only!
    10-Nail popping all over the place

    11-siding flashing were never installed after two inspections! Had to pay three times inspections fees!

    This was my first home and the biggest investment of my life. We purchased the home for 280+K thinking we have a good choice. Wish we listened to all the reviews and did our homework. This is the longest review I've ever written, so please excuse my typos as I write this with extreme FRUSTRATION. Hopefully others will learn from my experience.

    Del Tierra, community Bradenton, FL. Unresolved work orders: Work Order: ** closed without contact to customer or resolved. Resubmitted 1/18/2019 without reply. This is for bathroom door that has been unable to lock since we have moved in and 2 other doors. 1 unable to latch and another with over 1/4 inch gap that you can see through (Issue was reported to site coordinator that did our walk through within a week of moving in. Individual lead us to believe they were working on getting it scheduled and after repeated follow ups we were told to file a warranty several months later... which was W/O **).

    Unresolved issues identified in final walk through that were amended sales contract by VP of construction Dave **. After several months of follow ups these were for some reason moved to Work Orders after no resolution. Still no resolution on WO process. 1. WO **: Grading On the back of the property, the yard has washed out into the stream. This has gone from slight erosion 8/30/2019 to now we have large washout depressions in lawn under grass in addition to sections that have fallen away. No longer smooth manicured lawn we were sold due to DR Horton not fixing the original problem. 2. WO **: The cabinets still need reskin and scrimshaw installed inside to cover up the water flood damage to cabinetry identified in final inspection and amended on close.

    Run as fast as you can. The warranty department at DR Horton, the building department at DR Horton, and even the mortgage department at DR Horton is absolutely horrible. Yes, it is affordable. Yes, it is helpful that you can get your closing cost paid, but it's not worth it, period. We have been waiting since December to have our kitchen up and running. We closed in October. The warranty department is supposed to be fixing it because our countertops are so crooked that glass and eggs fall off of it, slide off of it, and they cannot seem to get it fixed. Now, we are told that we will have to get our kitchen completely gutted and replaced. And we live in the house with five people, period. Don't do it.

    I feel once our 1 year in this new home hit the communication and the caring attitude stopped. We have continued to reach out about problems in the home without any feedback. I feel that once this company gets their money from the bank and you are over that year threshold they kinda toss you to the side. Most homes in this new subdivision have already been placed back on the market due to issues not being addressed. Hmmm...I wonder does that say much...looks like we’ll be following suit... Will never buy another Horton home and will definitely spread the word of their not so caring attitude.

    Refuse to admit mistakes, and correct. They piss on your leg and tell you it's raining. Obvious problems of poor attention to detail, incorrect grading, improper installation, standing water with mold is all a figment of your imagination!

    The house is nice if you accept the reality that it’s a small step up from a modular home. That being said the customer service is horrendous. The lot I chose was a corner lot that appeared to be fine but unfortunately I chose it off of a 2D map so the flat corner lot that I had in my mind’s eye was not to be. Upon visiting the lot in person I was disappointed to see the house was perched on a small hill. I immediately tried to change lots only to be told the house I wanted went up in price several thousand dollars but they would gladly waive the few thousand dollar transfer fee. Keep in mind that this was the following few days, prices in this sellers market were going up daily so maybe I was too hasty but shame on me for not doing my due diligence.

    The prices were going up faster than I could save for a downpayment so I had to bite the bullet. I can live with a slope but when the rains came and washed away a large portion of the corner of the lot that’s when I became bitter. The house building process proceeded along ok albeit slowly, but I always brought up the erosion problem throughout. I constantly was assured that the erosion would be fixed closer to the end and here we are, the end is near and the result of the lot is an embarrassment to whatever tiny amount of pride that DR Horton has for their end product. A fence that cuts through the middle of the slope for a beautiful 4’ tall “privacy” fence where any passing car can see into the kitchen or dining area. And a backyard filled with loosely packed dirt that has already washed away with a mere sprinkle of a rainstorm.

    I met with Ericka to possibly buy a town house. I was not greeted with a friendly smile. Instead, she was inquiring about my income in a condescending matter. As a professional and with over qualifying credit. I felt very offended about her questioning if I knew what the town houses went for. As if I could not afford it. I knew off the back from my experience with her, this company does not prioritize customer satisfaction. I politely excused myself as I was not going to give her anymore of my time.

    This is our 3rd new construction home and by far the worst company we have ever worked with. After a job transfer to Charlotte in 2016, we had to purchase a home quickly. We trusted their sales agents and subcontractors to deliver honesty and integrity and constantly find somewhere else they cut corners. They were not truthful about the plans for the neighborhood we purchased in and handed out materials that did not match their intentions. They do not care about customer satisfaction once the contract is signed. We would never purchase another DR Horton home and suggest everyone else is very careful before they do.

    We purchased a new home from DR Horton who missed closing 3 times! I have issues with Master Tub and Floor, Dining Floor, and Tile. Master Tub sounds like it is going to fall through floor, you walk in bathroom and tub creeks and makes noise, due to floor movement. Dinning room floor has soft spot and Tiles are falling off countertops. Attempted repairs from Paul have made My home worse, I haven't heard anything in weeks! Buyer Beware Paul is an idiot and DR Horrible hires individuals with ZERO construction knowledge! My surrounding neighbors all have very similar if not exact problems as I do! Tubs were installed incorrectly, Tile installed incorrectly, Subfloors probably not nailed off correctly! Be Careful!!!

    My lot has been graded wrong. I'm having nothing but issues with Dr Horton fixing it. They have tried like 4 times and it’s still a issue. Now they’re telling me they’re done with my yard. I can't even mow my lawn because of a French drain on my lawn with rocks on it. It’s a liability with Windows getting broken from rocks flying off the lawn mower. I have a hill in the middle of my backyard from them trying to fix it. The house should of never been built in this lot. The grading in my crawl space is running uphill to the drain so the water just sits under the house. They’re telling me they’re going to put a sump pump under the house because of the drainage issue.

    I have told them I have needed one from the first month. It’s now been a year and a half. The boss Paul has no idea what he is doing. Everyone comes up with a game plan on my yard and he changes it up and it don’t work. I love my house but there is no way if something happened today that I would be able to sell it with all the issue. I also have a crack in the ceiling a bad bathtub numerous issues and I'm not the only one on the neighborhood.

    I bought a Hayden in Dec. 2018 and the salesperson Heidi was amazing. But prior to moving in there were issues which needed to be fixed. I filed warranty online and yet my bathtub downstairs still has cracks, the paint is peeling from the ceiling and the paint has not been touched up when the builder marked areas needing fixing. A customer service lead Tom ** came out and I was promised the cosmetic issues would be fixed! The molding in the house has some deep gouges in it and the upstairs bathtub has crack on side. I still have yet to get someone to address and fix these issues and they closed my claim. And I just want the stuff fixed. Hopefully this escalated to a resolution or they can send me money back so I can hire the people myself.

    DR Horton sells you beautifully on the positive in buying new construction because of the warranty service provision. Well, if you can manage to get them scheduled, the headache doesn't stop there. I had my 11mo service set for 8-noon today and the first guy shows up telling me he can't fix the cracks in the ceiling because they will just reappear in 3 months. I told him I wanted it done anyway and he sighed and said he was tired already and all he had done was walk through the door.

    The carpenter showed up next to repair my kitchen cabinets which were pulling away from the wall but after a quick glance said that I would need new cabinets and asked where the delivered units were located. Well, nobody ordered cabinets because the manager did not know it was necessary. So, now I need to take another day off work because none of these trades work on weekends. So...after being told all the work would be done today, I am literally looking at only nail pop patches. Paint will be another day and yet a third for cabinetry. This is a joke and I wonder if the builder understands that failure to address issues under the agreed warranty is a breach of contract. In any case...good luck and stay informed!

    I bought my first home in Aug of 2018. I have been dealing with warranty issues nonstop, and the main issue is getting something scheduled. When you do get it scheduled, half of the contractors don't show up to do the work. Then you don't get any follow up with DR Horton so you have to start the process all over again. I had wires in my breaker catching on fire! I have dead trees in my yard. I have shoe molding that was taken up to replace flooring just laying around broken because the flooring people don't replace that, I have to reschedule yet another warranty (when I actually get someone to get back to me) day.

    Meanwhile, I have to keep using vacation time because apparently no one works past 3 pm and on weekends. There is a neighborhood in my area that have signs up warning people not to buy from DR Horton, I wish I had paid them attention when shopping for my home. I am BEYOND dissatisfied with the customer service that this company is providing.

    I entered into a contract with DR Horton on 2/23/19 and wired $5,000 deposit on 2/25/19. DR Horton agreed to terms their own lender DHI Mortgage would not accept. DR Horton refused to make it right and contract was voided on 3/4/19. DR Horton won’t return my deposit for 3 to 5 weeks. No one will return my calls, text or emails. DO NOT CONTRACT WITH THIS BUILDER.

    Bought our new home one year ago and the 11 month warranty repair service is a joke. Items are incorrectly timed for repairs. We were told it would take 1/2 a day and after taking 2 days off work, the workers told us last night they had to get another work order to return to finish the work on the original work order. (Making at least a 3rd day) We will now have to take more days off from work. The workers are not thorough, have done a sloppy job and left us with more of a mess than before they started. On top of that, our yard also has had drainage issues due to bad grading and it's just a runaround. They send someone out to resod some areas but it's the same result. You continuously have to keep repeating the same issues and it just seems like they test you to see if you'll give up and live with it.

    Most people gain a peace of mind buying and knowing that they have a good warranty for years to come but it doesn't matter if the warranty service is not good. We would never recommend this company to anyone thinking of building a new home due to the way it handles its warranty service. I wish someone had warned us. PLEASE BEWARE, be informed and take reviews seriously before selecting DR Horton.

    We purchased a home form D.R. Horton 5 years ago. We had it customized. We purchased in June 2013 and by October we were having problems with the central unit. They came out many times to replace copper, add Freon, replace the thermostat, add a second return because the first one wasn't big enough. At my year warranty I had plenty of things that they had to come in and fix. Sheet rock tape coming off, screws in the walls showing, central unit still not working right. I tried to get them to replace the unit but all they did was band aid it until it was out of their warranty. I have spent over $1000 to get it fixed. The problem with the whole unit was caused by the installer not setting the levels right. The electrical switches make a arching sound so I have to replace all of them. Sheetrock tape is coming off again.

    Paint in the bathroom is peeling off the walls. Which I understand that after 5 years things are going to happen and I need to paint, but the central unit should have been fixed by them. The master bath shower floor has cracks in it and is getting holes. This should last longer. The switches shouldn't arc. The hardwood floor is falling apart (something else addressed on my 1 year). My gutters are coming apart at the seams and the screws are coming out of the house. I would never recommend them or ever buy anything from DR Horton again.

    Purchased a brand new Townhome 3/31/2017 having issues with roofing. When you contact your local warranty company that's associated with DR Horton all you get is the runarounds. They're so quickly to state to you that you're out of warranty. The company fail to realize that a brand new home with roofing leaks and problems sounds like a builders default. With the home less than 2 years old with brand new roof should be reasons to look into the issue. The company acts as if they're doing you a favor by fixing a default on the builder's end.

    Purchasing dream home for a good price has come true with DR Horton, I am very thankful to them for finding me a good home. But if I have to rate their 3 inspections after buying home, I wish I can rate 0. For DR Horton 60 day, 6 month and 11 month warranty inspections are mere done checklist than customer satisfaction. They have rejected more than 60% of the genuine issues not covered under warranty, home owner's maintenance/responsibility. If I were you I wouldn't do it, if you get this fixed it would leave a patch, we are not sure, if can get the right color, so better if you don't fix it. Dirt settling is normal especially after new construction. Water leakage issues, rain water leakage (lentel getting rusted), drainage/flood water system not leveled, still water on the side - (home owners maintenance), fence not covered, sprinklers hitting the structure not covered.

    Then what is covered DR Horton 11 month warranty? Put a clause something like anything that exceeds 100$ we are not going to fix it clause will fit perfectly!!! When they fix something, they won't clean the place and when I complained inspector said it's better than what they usually clean. Just save your time during closing, get everything fixed at that time and don't waste your time in writing emails, following back and forth during these warranty inspections.

Now I have a response back from Corporate that they forwarded it to their Divisional Management Team for review. What a joke this company is. Their construction representatives have a limited amount of construction experience. Hope no one uses this company for building your new home. Lots of luck.

    Original Review: Purchased new construction home in Laughlin, NV by DR Horton. Home to have RV site with electric, water & sewer hookup for RV. Driveway access to RV site has partial 6" curb obstruction that causes damage to RV & tow vehicle. DR Horton says they won't do anything about this. Approximately 45 homes have same problem, some have A/C in RV site. Construction superintendent office was right across the street from many of these sites. Apparently he has no clue about construction and never views construction sites. Some homes have driveways to go to front doorway. What a joke this place is. Recommendation - find yourself a more honest & trustworthy builder. DR Horton doesn't stand behind their product, just throw homes together and make money!!!

    Please, for future buyers, keep an eye on your subcontractors. This company could be so much better, if it just had actual supervision of its contract workers who can make the difference between a poor homeowner experience and a good one.

    To be honest, any new home built will have issues. What amazes me about this company is how they deal with warranty claims. They do not supervise the labor that is hand-building their homes. Once closed, any warranty items you file are hit and miss in terms of whether they decide to send someone out to take care of it, or decide to ignore you completely with no explanation and no apology.

    Some of their contractors are decent quality, and others should not be touching people's homes. While I really like the design and features of my DR Horton home, I find the construction quality and attention to detail to be absolutely substandard in many areas, to the point where I find it hard to believe it should have passed city inspections. I've fought long and hard with DR Horton to get them to fix legitimate warranty issues, and now I'm tired. All I can do is warn any potential future buyers to be very, very careful because once you close on your house, you are on your own. This company does not stand behind its product.

    I bought a new DR Horton home in July 2018. It’s not March 2019 and I still have several issues. The floors are buckled, drywall patches everywhere throughout the house, couldn’t use our second bathroom for the first 6 months of living here, huge jump in the floor, leaky basement. The list goes on and on. I’ve been fighting with them for 8 months to make things right and they still do nothing to fix the issues. STAY AWAY. YOU HAVE BEEN WARNED!!

    We moved into a brand new home build by DR Horton in Hayward in Sept 2018. The house had several issues that the customer service didn't fix despite of several warranty request submission. One of the biggest issue is our kitchen countertops that has chips, pits, cracks and discoloration. The builder is not honoring the warranty. The customer service guys are mansplaining and intimidating to get good reviews on surveys. We regret buying this home from DR Horton. Poor quality of construction, worst customer service.

    Warning, do not buy from this company. We have lived in a brand new built house for only 5 months. I went to turn on my kitchen lights and it cut power to the half of the house. Do yourself a favor and take the time to find a better builder. One that takes pride in their work. We have contacted the warranty people with no answer. We had to call the electric company that is our 'emergency' contact for electric and they are only open 9-4 with an hour lunch from 12-1- they can't come out till Tuesday which is 5 days after discovering the problem. This is unacceptable for a new build. And if we didn't contact them literally 5 times, we would have had to wait longer. There is a reason these houses go up fast, do your homework- I really wish I would have.

    Buyer beware!!! I purchased my first home through DR Horton in 2018 and my experience has been horrid. Not only is the workmanship incredibly poor, it takes several appointments and repairmen to fix ONE issue. I've had to take off work AT LEAST 6 times to accommodate the schedules of the repairmen. DR Horton has a complicated process where they have one vendor drop off supplies and another vendor installing it. At least twice, the vendors forget to drop off supplies (or drop it off at the wrong location) so the service request cannot be completed and they force you to reschedule.

    Moreover, I've had all types of issues with this home from a leaking roof to unfinished flooring. DR Horton cuts corners, slaps these homes together and sell them to you without any consideration into the quality of the work. It's extremely upsetting because this is my first big investment and I thought I did my due diligence when buying. I will be selling this home as soon as I get the opportunity.

    I bought a DR Horton on Dec 28th 2019. First off for a new dwelling the quality of the finish work for example the painting was poorly done, the plastering of the walls was substandard, carpentry most of the moldings around the bedroom doors and those attached to the middle of the walls cracks started to appear within the first month after moving in. Bedroom ceilings not properly done. Totally uneven and roughly done. Screw heads protruding through the paint and is quite visible whenever you turn on the lights. Totally disappointed in workmanship done in the entire house. Main entrance door not painted properly and closes very tight doesn't have that curbside appearance for a main door.

    We are 10 months in to living in our new DR Horton home. We actually read reviews here before purchasing and were hesitant about purchasing a DRH home after reading reviews and other various sources, but our DRH sales associate leaned upon us that there are always going to be disgruntled customers with any business. Our realtor said she had never heard of anyone having any kind of trouble with DRH in our small town.

    We talked to a few neighbors beforehand and all had minor issues. We viewed the neighborhood and homes and were just in love with the model home we wanted. We thought, surely what are the chances any of those things could happen to us. But HERE WE ARE! **I should note here if DRH cared for us home buyers and treated us with care and took care of what they needed to do, we would easily be giving DRH a 4/5 star rating even with the major issues we've experienced. We love our home, neighborhood, amenities. BUT... ten months in and we have major unresolved warranty issues.

    Buckling Floors throughout our entire home. After about a week of purchasing our new home, we noticed a few buckling spots in our wood floors. We contacted the warranty department and they sent out the flooring company to do moisture readings several times over several months and we were told our repairs were being reviewed by a regional manager and would be fixed soon. Several months later, as the seasons changed, buckling is now occurring over our entire house. We have buckling in the dining room, office, entry hall, hallway, living room, and breakfast area. After living in the home now for 10 months and no resolve or action, our realtor got involved and escalated our issue as high as we could, we were told our warranty was voided because we mopped our floor with too much water (this was out of the blue and emailed to us by the regional construction manager).

    We responded that we mopped about once every 2 to 3 weeks with Bona floor solution, which is an approved solution to use on our floors. We had to escalate it again and finally we were told the flooring manufacturer would be sending out a 3rd party inspector to look at the flooring issues and he would be able to tell what the cause was. After the inspector came, we were told it would take up to 30 days to get the report. The delays and effort to avoid promptly fixing the issues have been extremely frustrating and we are considering pursuing legal means at this point since we don't see any other avenues. We do not feel the warranty department has been allowed to properly resolve our major warranty issues and it has been very frustrating dealing with delays.

    We did have an independent flooring installer come out and confirm to us that the flooring was installed improperly by either not given proper space to expand or was not allowed to acclimate in the home prior to install, or was installed before the a/c was installed and needed to be completely ripped out and replaced. The DR representatives should certainly have been experienced enough to recognize the cause immediately, and in my opinion telling us we had mopped the floor too much was just another method to avoid the expensive repair and delay fixing something that was not installed correctly in the first place. (We enclosed a few pictures of buckling even though it is hard to take pics of.)

    We have substantial flooding in our front and back yard every time we have a heavy rain, which is quite often where we live. It is the rainiest city in the U.S. (not Seattle, actually). We have had 2 tropical storms since living here in less than a years time. Our yard is like a retention pond, but since the flooding doesn't stand for "48 hours," DRH doesn't want to do anything. It is completely unacceptable. We have 5 kids and the backyard is like a mud pit and can't play back there. It's not fair for us to live with that or to sandbag at the next potential tropical storm because it eventually drains over a day or so.

    Our flower beds, front walkway, and drive all flood with rains and has several inches of standing water. We had a friend visit during a rain and she had to take off her shoes at her car just to come inside! We have not been able to install a fence in our yard pending this repair as well. **DRH did try to make an effort to re-grat our yard when they were forced to regrat all of our neighbors yards on our street due to the city getting involved, but ours was left behind so to speak, but it's still not right and a sore subject here.

    We have footprints in our concrete all the way from our front door, front sidewalk, all across our driveway in several spots. We have warranty claimed several times with no action. Our back patio is scheduled to be resurfaced for a 3rd time after it has been done wrong twice now. The concrete just crumbles to dust. We live with constant foot dust throughout our home and has ruined a brand new expensive rug from it all. We've had a roof leak, small plumbing, and electrical issues, which DRH has all repaired. Other things to note with DRH, the carpet is cheapest possible. It already looks 7 years old and we will be looking to expense all new carpet already in the next year.

    At this point, we are planning to pursue legal counsel for our wood floors and flooding. It's a shame that a wonderful DRH experience, even with all our issues, could have been a great one and we would have been left happy homebuyers, if DRH would have just stepped up to the plate and fixed our issues. We just want DRH to make things right at this point. Generally we feel they will do anything to sell you a home and as soon as you sign the paperwork they will do anything to avoid spending money to correct costly mistakes during construction.
