    Three times closing date were given and today delayed again! All family is suffering from anxiety and depression now. September 28th was scheduled as closing date for the third time and today when I visited their office to talk the details of moving I was told it was pushed back to an uncertain date once again and now I do not know how to tell this to my daughter who was dreaming of moving into her own room! My friend who started his home buying application almost four months after me is about to move in this Tuesday! Isn't it favoritism? Here is a very brief points of what I have been through:

    I have been given three times closing date and each time delayed to further date!

    I made plans accordingly and now my life is in chaos. The apartment complex did not renew my lease and I had to live in a hotel room with my family. Then again I had to sign a short term lease with avery high rental fee. Due to the uncertainty in my life, my job performance dropped, once a very bright student my daughter is struggling with her grades, she even does not have a place to study ! We can't rent a proper apartment because nothing is certain. My son can't join us because we are living under minimum possible conditions. My wife started taking anxiety pills!

    My home buying process started almost 9 months ago and still waiting for a closing date!

    I lost a lot both mentally and moneywise!

    I am really helpless and I do not know what I can do more?

    Do not buy!! We bought one of the Most expensive houses in the area. It had a few construction flaws and they promised to fix them afterwards. More than a year after, we are still suffering from a lot of damages around the house. Cabinets in the kitchen and bathrooms are peeling off, pantry shelves are split in halves, blinds are falling off, cracks everywhere, water damage caused by faucet with manufacturer defect and they won’t fix it. Cracks in bathrooms, yard wall rocks are falling, gas control is way out of the wall and they keep telling us that as long as it is functioning it is okay!!! Now, my kids bedroom window is tilted. Again before we sign the contract they promised to fix it and they told us it needs some work, now that they found it is going to cost them they said as long as it is functioning it should be fine!!

    I am seriously looking for an attorney, and I think this issue needs a class action by D. R. Horton buyers. They will give you a true nightmare, they will not fix anything and they will keep dragging things to save money, so, basically they will sell you a defective house with a lot of promises and then they make you suffer for more than a year so you would give up. Well guess what? I will not give up and I will choose each and every available challenge to make them pay for how they treated us. This is a critical time, there is a pandemic and they keep sending workers to tell us each and every time that “this is not what we do”. This is absolute disrespect for your customers’ time and intelligence. We think that those prices were not good for the damages we are struggling with.

    I want everything fixed within two weeks, we have been waiting for more than a year now and D.R. Horton have been using us for this long. It’s the least you can do to try fixing your reputation and honour your part of the contract. Even the person responsible of the repairs in this area, he comes to our house every time very rude and very disrespectful. I know he is trying to save money for his company but guess what, there will be no company or job if you lose your customers!!

    Our home was built in October 2020. The brick Mason used broken bricks to finish the last bit of the front of our house & filled it in with gobs of caulk. The builder said that Mason was fired & they would have it repaired. Here we are almost a year later, a dozen emails to warranty, text messages, phone calls & several scheduled dates of repair with no shows & still have broken brick on the front of our house. Now, our master bath has accumulated black mold that is spreading rapidly & we cannot get anyone to respond to us in regards to fixing it. It looks like we will have to fix it ourselves. I'm beyond disappointed with this company and firmly believe they are out to get their money & leave you on your own to deal with the ramifications of their poor craftsmanship.

    We are thoroughly disappointed with the actions and lack of action by D.R. Horton regarding our recent purchase of a model home in the Broadmoore Commons community in Pataskala, Ohio. The contract for purchasing a model home contains a “MODEL HOME ADDENDUM” that among other things indicates you are buying the model home “AS IS, WHERE IS”... “in its current condition, which includes, but not limited to landscaping, fencing, ... appliances, air conditioning and electrical systems, ...” Meaning other than D.R. Horton removing the model furniture, everything else in the home was contractually obligated to stay.

    Approximately two weeks before our closing date we visited our home and saw that D.R. Horton had removed all of the model furnishings – along with the Whirlpool 500 Series Dishwasher and Electric Stovetop/Range. Removing the appliances was a clear breach of the Model Home Addendum contract. Our Sales Agent, Christy ** had no explanation as to why the appliances were removed or where they were. Michael **, Sales & Closing Coordinator agreed in an email it was a mistake to remove the appliances. In subsequent communications, Area Manager Holly ** agreed to replace appliances with ones of equal or greater value. After saying the replacement appliances would be installed in the days before our closing date, we were texted a picture of the installed appliances at our closing.

    After getting possession of our new home, we came to realized that the replacement appliances were not of “equal or greater value”, but were of lesser value and features. In our Home Purchase Agreement in the Purchaser Selection Sheet section it clearly lists Whirlpool 500 Series appliances for a dishwasher and electric cooktop. The replacement appliances were Whirlpool 300 Series appliances that are of lesser value and features than 500 Series models. We were shown 500 Series appliances in our walk throughs and thought we were paying for 500 Series models. This is a classic “bait and switch” tactic used by many unethical businesses.

    On August 26th I emailed D.R. Horton employees Holly **, Area Manager, Greg **, Area Manager, Christy **, Sales Agent, and Michael **, Sales & Closing Coordinator that we wanted D.R. Horton to either provide us with 500 Series model dishwasher and electric stovetop or our estimated cost difference between 500 Series models and 300 Series models which we think is $425. On August 31st, three business days later, Holly responded that she would have a “response in the next few days.” On September 7th, four business days later, I emailed Holly asking for an update.

    Today, as I post this, seven business days later, we have yet to receive any kind of response from D.R. Horton regarding the appliance “bait and switch” tactic or making it right after they breached our contract with them. So it’s taken them over three weeks to do nothing actionable. It appears this is not unusual behavior from D.R. Horton and it’s totally disappointing as they had an easy opportunity to make things right. Terrible customer service as we will never recommend anyone buy a home from D.R. Horton. PS: Whirlpool 500 Series appliances are readily available at local area Lowe’s stores.

    The jury is still out on my experience with the home. One major issue is with my driveway and it falling apart day by day and I'm not happy about it. I keep getting the runaround regarding it. The workmanship is shotty at best, (concrete finishers). I noticed this at my walkthrough, but was assured it was nothing to worry about. Well, each day that goes by, it gets worse. With each heavy rain it gets worse.

    I've been in my home just a year, as of 9/9/21. The driveway has aggregate popping through everywhere (this should not be happening). The finish work with the driveway was terrible. There is trowel marks everywhere, instead of a nice flat concrete finish. Every place that has deep trowel marks has aggregate showing through. Other areas of the driveway are chipping away in chunks. Seriously? D.R Horton should have their concrete finishers fix it! It's unacceptable at best. It looks terrible. The driveway needs a do over to correct the issues.

    My second issue was with the crown molding in my home. I sent a warranty request in, month 7, because at every seam, in every room, the crown seams came apart (shotty finish work). I was told this is not a warranty fix, "Your house settled." Really? No the house didn't settle, it was shotty workmanship and was not caulked properly (caulking only on the surface of the seams instead of filling in the seams). I myself, (a woman) had to get on a ladder with disabled hands to caulk every single seam, in the crown molding, in every room.

    I've watched 40 homes go up in my neighborhood since living here and I'll at a later date, comment on that process. The subdivision is almost complete. I've had a good experience with Wyatt throughout the year. He's very responsive and really goes above and beyond to accommodate requests and address issues (except my driveway). He's also very pleasant and polite. D.R. Horton is lucky to have him actually.

    The warranty department was just so so, and you have to reach out to the warranty "service providers" several times before even getting a response to get them to your home. I wish I could give a better review at this one year mark but the driveway and the crown molding spoiled that. I'm hoping my aunt and uncle have a better experience with their home since I encouraged them to buy here (2 months after moving in) their closing later this month once their home is complete. I have eight photos but it says each photo exceeds the limit.

    I purchased my D.R. Horton home in April 2021. Recently I found that my front yard has large rocks directly under the sod which has resulted in my lawn covered in dead sod. I contacted D.R. Horton and I have been told this is not under warranty. My response to them was that I was never told they were going to lay sod down over rocks and no top soil. There is no way this is going to correct itself. When I asked for a contact at the Corporate Office they gave me the company's name that the warranty is through. Basically they do not want to deal with this. I have sent them photos as well as a video of the rocks directly under the sod. Their response to me was the majority of the rocks that are placed around the foundation are removed prior to the final/sod installation. At this point they are not even willing to come out and assess the situation. Unfortunately this did not happen. D.R. Horton so far is unwilling to take any responsibility for their negligence.

    BUYER BEWARE!!! I think they use the cheapest contractors they can find, irrelevant of quality of work. Since closing on this house in October 2019, I had a number of issues that you would not expect on a brand new home especially in regard to the plumbing. Within my first year after closing, a flap in a toilet tank was already not sealing and since I was not there full time, it cost me a very high water bill before I found out there was a problem. Then I found dirty water coming into my soak tub (which I had not yet even used). Both were fixed but should never have been a problem.

    Then six months after my one year warranty expired, my hot water heater (which is located in the far corner of the garage) was leaking and the pan underneath was full. The bottom was rusty and upon removing the two panels, it showed rust there as well. There was a very small leak which had to have been going on for a long time (during the warranty) but how would inhale known since it is completely covered and still functioning. I refused to pay the company used by DR Horton for install since I had so many problems and paid another company.

    Rheem covered a new tank but not the install. The company who I called to do the install said the problem may have been caused when it was installed. I had to pay $1,500 myself for this and have been trying since July 2021 to seek some form of reimbursement for this expense, even partial, and have only been told by the area company rep that it was turned over to his supervisor and would remind him about it on 8/18.

    I called two days ago since the area rep stopped responding to my calls and left a message for the regional customer care representative Glenn **. He has still never returned my call. I guess before your one year warranty runs out, you better take the panels off your hot water hear to make sure there is nothing going on in there to get them to cover it, and inspect every appliance very closely, even if it is working.

    I purchased a house May 21 from DR Horton and upon closing, I was promised my grass would be in within 1-2 weeks. That did not happen and to make a long story short….they laid dead grass and the irrigation system was messed up. I have contacted the building superintendent, his supervisor, my sales agent, the regional office, corporate office and today I contacted the warranty department. I am very disappointed and frustrated. Grass was an add-on which costs extra money and they did not deliver an acceptable product. I have had to spend extra money to try to repair this yard. This is totally unfair!

    If it had been completely properly, then all I would have to do is maintain and take care of healthy grass. I’m trying to revive dead grass. I don’t think it is asking too much to have grass that is alive laid down. Originally, they only did 1/3 of the yard then came back and laid dead grass. They did not flatten it or anything. It was if they just dropped it down on the ground and kept moving. Bottom line is, make sure you do not go to closing if your grass is not laid or if you are not satisfied with anything else. To say I am disappointed is an understatement.

    Would suggest, if you really want peace of mind stay away from DRHorton. Quality is Very poor. You raising a request for the issue and then you have to convenience them that when you walk on the second floor noise is coming. As a work around they put some screw. Question is if a builder knows that poor wood quality is the reason why a better quality is not put across, why a workaround of putting screw is used. It shows the intention. Am really sad that hard earned money is gone. Would also suggest if your broker is suggest immediately change the broker. They are hand in glovers with the broker. in my case Jule ** from offer pad :(

The entire second floor is making a noise when we walk. Entire family is scared in going to the bedroom, each and every bedroom is making noise. Whole purpose of buying a house is to have a better experience but since we have moved in, life has been disturbed. Did I do anything wrong that I have to go through mental trouble??     I put a deposit down on a home in a development in Port St. Lucie, Florida. I currently live a few blocks away, so it was fun to check on the progress, until I started seeing how poorly coordinated they were and that quality wasn't on their checklist. My roof trusses sat out for 3 months before finally being put up. During this time, rainy season started. A couple of weeks after the trusses were completed, the sheathing went on and sat for 3 weeks with almost daily torrential rain, which resulted in most of it being ruined. It was a mess. I contacted the builder about it and was told it would be taken care of. I just happened to arrive on site as the dry in was being performed and notice that NONE of the plywood had been replaced.

    As I was emailing the builder, he came up and tried to blame the subs and said he would take care of it. Of course I came back later to check and they did a half ** job fixing the mess. I complained again, was told that it would be corrected again and that I would have an opportunity to inspect it before the dry in, but they never contacted me and did it anyway. I asked why and they said it was because they didn't want to subject the roof to any more rain. Of course I asked the builder and his 2 bosses, "If that's so important to you, how come there are several houses with exposed plywood on site?" No answer.

    I can still see sagging plywood from underneath and can't wait to see what it looks like when the shingles go on. On another note, the model home has window frames that are white on the inside. That's what I thought I was buying. The ones going in my house are brown. Nothing I can do about it. This company is horrible and the people that work for them don't care about giving anything but lip service, then hide when confronted.

    I am under contract in Fort Lupton. The advertising shows homes with stone, porch railings, backsplash, upgraded cabinets, but that has all gone away. The builder chose all the finishes, I did not. I don't even get to chose where my cable goes, the builder does. I don't even get fan pre-wires in all the bedrooms as they consider those "custom" options. Therefore, I will have to hire contractors once I move into my brand new home! If they could avoid ever communicating with customers they would. They've eliminated all customer service from the process. The customer is there only to pay for the home, it's take it or leave it.

    The man/salesperson with whom I signed my contract, was rude, disrespectful and arrogant, and said "have you not signed yet, if you don't want it, I have others that do." I am getting a very basic home and paying almost half a million dollars for it, in my opinion it's double the price of what its worth. This builder is giving the bare minimum and it's unfortunate they are choosing to do business like this.

    I’m not quite sure where to begin. We closed December 2020…. We still have items from our original meeting prior to closing that haven’t been remedied. However, the largest issue I have is the excavation and grading of the lot. Our lots are larger, half an acre, which is great. Until you realize the home you paid so much for is in a bowl, no grass can grow and mud runs down the entire property because they did a horrific job of grading the lot. These lots should have been built into the landscape to avoid issues with water.

    The new excavation crew leader came to our home today and said DR Horton denied his quote to fix the problems. He told us what was wrong on the entire lot and what needed to be done. I’m beyond furious and have told everyone I know that it was the worst decision we have ever made. I’m still waiting on phone calls to advocate for our family and fix our home and property. I understand making money but do it the ethical way. This is our home that we are supposed to love and enjoy, and now I cannot wait until we move again. This is a never ending cycle of sadness.

    We bought a DR Horton House. It has been over a year. The positive side is the structure is sturdy. Now we talk about all fixtures which are of base standards. Blinds, light fixtures, Patio doors, Smart Lock, Garage doors, Kitchen granite are basic standard. The sprinkler system is not of the best quality.. Now comes the Boundary line. No fence installed for the Backyard, so it is an additional expense. The front lawn is overlapped, which means The whole block of Green lawn is divided among neighbors. When I cut the grass, We see a partly mowed lawn. No gutters installed, so again additional expense. The structure is sturdy.

    I bought in construction in Apopka, Florida-Bridlewood community. Since day one I was very disappointed. The workmanship is very poor and sloppy. Aside from that I have had issues with my AC unit. It is hot in my house and the technicians have been out 5-6 times now and still there is no resolution. Now there is a gas smell emitting from the AC vent. No one can explain why. I had to go stay with my daughter because I’m not sure if what I’m breathing is toxic. Customer service does not respond to my emails in a timely manner, nor has anyone reached out to resolve my issue.

    Since it’s under warranty the technicians are sent out and every single one is inconsistent with what is wrong. They have changed the same part twice and they too don’t know why it smells like gas. It’s as if they are guessing. Now they say it’s possible the insulation, but no answer as to why my house is still hot and the AC not cooling it. I wish I would not have bought from this builder. I’ve bought new construction before and never had so many issues. Horrible don’t recommend this builder.

    I have a home under contract (signed in 3/2021) in the Lakeview Retreat Subdivision of Richmond, TX that was scheduled to close in May...it is the middle of August. Our current closing date is 8/27 which isn't going to happen. The brick for the house is buried in the front yard under the dirt from the driveway. The home sat for approx 2 months with no work being done to it. I have witnessed several other homes which were just shells when ours started, reach completion while ours sat. I got the home under contract for a much lower price than it's currently listed which makes it seem like they're wanting us to walk away to make even more money. The communication is horrible and I only found out the closing dates had been changed by repeatedly calling/texting the sales agent.

    The paneling on the outside is coming off so the insulation has gotten wet and moldy from all the rain we've had. This is beyond ridiculous and insulting. I have been approved for the mortgage through DHI financing but it seems like there is no progress being made on the construction of the home. This company prides itself on being "America's No. 1 Builder" and it's definitely not living up to that moniker. At this point I cannot and will not recommend this builder to anyone and I wish I could give them 0 stars.

    Was in process of acquiring a home from DR HORTON. Price was agreed at approximately 240,000. Had a credit remark from a previous closed mortgage that needed to be corrected. The bank that needed to correct the credit history did not act diligently. Received a termination agreement from DR HORTON on a Saturday. The credit issue was resolved two later, then DR HORTON wanted to increase the price to sale 317,000, a 77,000 difference from original sale price. After a tedious effort from my real estate agent the original agreement was reinstated at the original 240,000 price.

    On 08/20/2021 I signed the new disclosure documents to finalize closing on the house. On that same day I was told by DR Horton representative that the decision to complete the original agreement price had been reversed apparently because DR HORTON want to sell the house for 317,000. As you can imagine the emotional stress placed on my family has been devastating. The dishonest, unethical and full of greed behavior that DR HORTON has displayed is unimaginable. Be aware of these wolves that cannot control their passion for greed.

    It is unfortunate that the error with the customer's bank was not corrected until after the sales contract was cancelled. The accusations of dishonest, unethical and full of greed is not an honest representation of the facts. Once a contract is cancelled, D.R. Horton may offer the home for sale at the prevailing market price, which is what happened in this instance.

    I recently closed on a robie model in March of 2021, here we are about five months in and I have black mold generating on the upstairs toilet room ceiling. I filed a warrant claim with D.R. Horton and was told that because I keep my air less than 78 degrees they will not cover the mold issue. This is Florida, who runs their air at 78 degrees in a two story 5 bedroom home that is scorching temperature and with humidity in Florida, it is good to run your air so that it draw out the humidity. Dr Horton builds quickly and cheap and then expects the homeowner to pay for their mistakes.

    There is no reason why I should have mold growing anywhere not even being in my house 6 months. The builder Dennis quite stating they are a horrible builder just weeks after completing my home. I have seen numerous issues arise with home buyers in regards to sloppy jobs and it is crazy that they are getting the money they are getting to do suck a poor just and have horrible customer service in claims department.

    After writing the complaint review and after multiple calls to D.R. Horton and the warranty people, D. R. Horton indicated they would send someone on Monday 8/23. Several minutes later the date was updated to 'tomorrow 9am sharp'. At 8:44am today, the landscaper came from SO Landscaping. Juan & his team had dug out all the soupy slop marsh, placed perforated tile covered in stones with several strategically placed drain catch basins. They dug the drain under the sidewalk and cut a hole in the road edge to facilitate the drainage. The water began to drain...and drain! Thank you for fixing my yard flooding! I would definitely recommend SO Landscaping and Juan & his team. Thank you Nik for arranging and following up.

    We have encountered one mistruth after another with missed appointments, no call/no shows when we have an appointment for the past 4 weeks. Each time taking time off work to be available for the warranty person. As we have completed the warranty issues online and have contacted Nik, the 'builder'-(who has no builders license), and D.R. Horton warranty line without any of our warranty issues being addressed. Please note, I am not talking about a nail pop – this is actual water flooding in the yard and water coming up to the foundation when it rains.

    1. Backyard middle sprinkler is on Renee’s property next door
    2. Wood floors outside hall bathroom raised and puffed from pre-purchased flood – other areas wood is separating
    3. MBR window seal and hole in sill frame
    4. Level air conditioner will rattle and shake as it is not level – also now is sinking in the flooded area and is becoming more unlevel
    5. Also, the air conditioner unit platform is under water during rain storms
    6. Drywall is still needed where brick wall was replaced to complete wall
    7. Shower door ledge was glued-it has fallen off

    8. Flood waters in back yard-ditch BUT side yard flooded and water up to foundation – see videos NOTES BELOW

    Friday July 23, 2021 2:30p Meeting with Nik to go over flooding issues.

    Arrived at 4:10 pm Looked at side yard flooding. Asked regarding Month 4 warranty – stated to "add everything to online portal. No one is coming at 4 months to check- it is all handled via portal." Stated would be back on Monday July 26 with Juan at 12:30 to excavate, add sand, stones and drainage.

    Monday July 26, 2021 12:30 –appointment (no show)
    12:42 Text reminder sent to Nik regarding appointment at 12:30 – Nik responded @ 1:08 on his way to home.

    Arrived @ 1:30 – Juan busy, no work today. Nik took pictures, would show them to Juan. Stated they are going to 'experiment' with water drainage. I informed Nik, "no experimentation", we need water issues fixed as water was up to side of house master bedroom. Mentioned portal entries for warranty -he stated he did not get, but would look later. Specifically mentioned hole in window frame. Stated he would get back with dates and times, but did not schedule anything. There was no mention of our sprinkler on property next door to be moved to our property.

    July 30 7:16am Text to Nik to request date/time for flooding repair – no response.

    August 5, 2021 11:45 am Text to Nik to request date and time for flood repair and to update on increasing yard muckiness. Air conditioner platform is now sinking into the muck and dirt.

    August 6 @10:05 Nik response – Out sick all week.

    August 10 @8:24am text to Nik for any updates on when flooding repairs will begin- no response. @9:32am Called DR Horton main warranty phone 678-509-0555 stated I would need to contact Mavis who is working remote. @9:33am Called Mavis DR Horton left VM 678-509-0530

    August 10 @ 10:56am Nik returned call stated will be at our home next Tuesday 8/17/2021 between 8-9 am with Juan to fix flooding. Will trench and lay stone. Juan has new sod to lay as well.

    August 17 @ 9am – no show no call.
    @ 9:45am texted Nik to see if Juan was coming to fix flooding area – no response.
    @ 12:06 contacted DR Horton Warranty center, Mavis. Explained that we had an appointment today at 9am for flood trenching and have not received any correspondence from Nik. Requested updates. Mavis indicated she would contact warranty tech to come out to our home.

    @ 14:30 Nik called on different phone number. Stated his work phone was broken. Stated he arrived at our property and got out to walk the area. I was in my home office watching and Nik did not walk property as it started to rain – then pour. Also – Nik’s assertation that he walked the property was false as his activity of NOT walking the property was captured on our outdoor security camera. During call Nik stated he would get with Juan for Friday, then later stated he would have to call Juan to see if he was in town. (Juan was to be at our home to fix the flooding on 8/17/2021.) Then Nik stated there is no sod, later changing to Juan needs to order sod.

    D.R. Horton has misrepresented the entire warranty program and not responded to online portal, calls, emails, or text. Again, please note - this is not in regard to a nail pop or paint issue - this is in regard to water issues and flooding. We are unable to walk to our back yard due to the water sitting in the side yard.

    After reading these reviews I wish I would have read them before I had signed the contract, as I have found myself in the same situation as these most recent reviews. Our move date has been moved any times. In fact it has been moved so many times that I have had to resign serval different closure statements from DHI, all dating from May to June to July to August….Now possibly September? What is going on? We were lucky enough to sign a contract before price shot up in February. It also seems like they’re trying to get us to break out contract so that they can sell the home at a higher price point. Which will not happen because of the market going up. All comparable homes at your current price point are trash.

    All and all I wish we had signed with another company because of all this. It let we are being told to hurry up and wait for a home that will never be done. I’ll let the pictures speak for themselves. The hope was to spend my children’s birthdays in the home (May June July). Start school this year in the home (this Monday the 16th). Now we will probably have to break a lease to be able to move because of lack of management and communication. Yes I said lack of management. Covid May still be a thing but Covid does not excuse this mess.

    Starting from the top, my family is still awaiting completion of our home as is every person who has signed a purchase contract for a townhouse in Hillsborough, NC from DR Horton. My experience started out very positive but has since changed to a very negative experience primarily because an overall lack of communication and failure of DR Horton representatives to follow through on their word to communicate with the buyer.

    I signed my purchase contract in early May and had my "pre-drywall" meeting a couple of weeks later (end of May). My purchase contract stated the estimated completion date for my home would be July 6th and the contractor that completed my drywall meeting echoed that date saying the work within the walls would be complete by the end of June (I was also told I would receive weekly email updates from the contractor on progress; I have yet to receive one). I have done a weekly walkthrough of the house and it is still not complete (Aug 11). Furthermore, I cannot get a clear estimate on completion (current estimate is October; completion has been moved back 3 times now) partially due to the sewer system hook-up issues which I am told requires specific parts (of which there is a "shortage" of) to be compliant to town regulations.

    I have pulled the town regulatory guidance on new construction and sewer tie ins and the only 2 specific parts required are not backordered (they are available from several reputable companies) and every other tie in component can use similar parts with town approval. I understand there can be issues with this but what I do not understand is why there is not clear communication with those who are purchasing homes which would lead to more clear expectations and afford the buyer the means to adequately plan. Last thing on the timeline, based upon the approved plan submitted to the town, the residence is only 55% complete with a myriad of key construction items remaining to be complete (this is the case with all townhouses in the subdivision that were supposed to be complete around the same time).

    I decided to purchase in this subdivision because of the location and the timeframe by which my home was estimated to be complete. At this point - and I am positive others are experiencing similar housing related issues - I am paying 50% extra in rent to be on a monthly lease (mine ended at the beginning of August).

    In closing, my best advice is: i) make sure your agent clearly communicates with you. If they don't - request someone else if possible - and make sure they can get you answers in a timely manner instead of having weeks pass before getting something that resembles an answer; ii) do your background research on timing and on any potential hang-ups; iii) take the information the representatives are feeding you with a grain of salt and as I learned while in the Marines, always verify the information you.

    Signed a contract with D.R. Horton early in the year to purchase a new construction home. Went forward using the D.R. Horton’s mortgage company DRI. With exceptional credit, a high salary, very low debt to income ratio and a high down payment, qualifying was easy as expected. About a month before closing I was told that I owned a property that was too close to the new property and loan was being denied. A day later I sent D.R. Horton a pre-approval letter from another lender and in 2 days the loan was off for underwriting. But D.R. Horton went radio silent except to send a mutual release. Come to find out they had already relisted the home with a price increase of $38,000.00. D.R. Horton continues to ignore every attempt to communicate. Guessing they are fixated on the extra $38k of profit and hoping I’ll just go away leaving them count their money.

    My husband and I went under contract for a DR Horton home on February 13th. The builder's agent that time told us we are the very first to go under contract in the neighborhood, which were the only ones with a sold sign on our lot. She also told us it only takes about four months to build, which is another reason why we decided to go with this home. We wanted a new build and in that school district that would be ready in time for school. Well here we are August 3rd and our home is nowhere near being finished, but have two other homes already completed and the model home almost completed.

    The model home is the exact same model as our home, but our home is looking like it will not be done by October. Also no one has a direct answer as to why our home is so far behind or a solution to the problem. The communication is horrible except for the builder's agent that stepped in for a short time, he was awesome and the DHI loan originator. I’ve tried calling multiple times to the Hilton Head Office but no one there answers the phone or call back when a voicemail is left. This is the worst experience ever.

    Shoddy home builder and has a bad warranty on buying a house for you to live in for a long time because of the skills before I bought a home in DR Horton and was told by home sellers that it would repaired again when we moved in after a month. But when the things in the house had a lot of work to do, they said that this and that was not covered by the warranty like the door didn't close properly and the wall was damaged. Cracked water pipes in cold weather, I went to the office at least 5 times but still no resolution. I met someone who spoke to me named Christina ** and a Mexican from the area promised me to let us sign the papers but they are people who do not have good qualities, only know profit but have poor dignity.

    I will preface this by saying that the recent reviews are telling. I am purchasing a home that has been marked up so much that when valued by an appraiser it's $15K under asking. My option to pay the difference is not ok seeing as though the value is much less than its appraisal. To hike the prices up just because they can is not ok, especially during these covid times.

    The builders are trying to force my hand into using their lender to get a more favorable appraisal by appraisers that will seemingly do whatever they want. Covid has made the market a seller's market, however buyers should not be taken advantage of b/c of such. Builders are hiking the prices up w/ no true justifications as evidenced by the unbiased appraisal I got. There are no contributions given to buyer, unless you use their lender who in my case doesn't offer a Doctor's Program with special incentives for doctors. DRH's lender's rates are higher.

    Let's not mention the lack of communication as it relates to the delays in construction. My closing has been pushed back twice and it was only after I'd inquired was I given an update. I drove by the house for 3 weeks and nothing was changed and with a lease ending I needed updates. The generic response was due to covid delays there were issues, that part I can understand, what I can't understand is why I was not made aware closing was pushed back again. I wish I could say some of the reviews I've read no way compare to my own experience thus far, but unfortunately I can not. Hoping to have this ordeal behind me one way or the other. DR Horton has such a reputable reputation it's shocking to witness such poor customer service and low ethics. I hope to talk to someone in upper management to get some sort of resolve b/c I see nothing good coming out of taking advantage of buyers looking to support their business.

    I’ve had the worst experience with D.R. Horton. From the very beginning, until the very end, everyone in every department that I’ve had to deal with has not followed through and done what they said they would do. If the housing market wasn’t so crazy I would have definitely broken contract and gone with another builder! I know there is no such thing as a perfectly built home, but I’ve been in my home almost 4 months with problem after problem. The workmanship is absolutely horrible and so is the the customer service! Save yourself the headache, do yourself a great favor, and AVOID “America’s #1 builder”! They use some of the worst subcontractors, and their D.R. Horton staff members lack professionalism! I’ll NEVER use D.R. HORTON again OR recommend them!

    Currently in the process of building. House is almost done. Noticed the kitchen vent was placed right above the island sink and in line with the can lights when all the other homes were placed in the middle between the island and the wall. They will not fix because it's in the "general area". The sales rep then eluded to the fact that I was looking in the other homes. That is not the issue here!

    Now, I didn't pick to upgrade the countertops to quartz because the package was not the color granite I wanted. I was not going to pay to upgrade to the only color option they had. The island was complete, it was a nice big island where the wall was as wide as the cabinets. Baseboards and tiles were all in. Today, they cut that wall in half making it a pony wall because I was not getting quartz and their contractor was confused and put the thicker wall in all the homes.

    The sales rep made it seem like it was my fault for picking laminate, knowing I would be changing it out after closing. But we had a walk-through, both construction manager and sales rep verified that the island is that big. Never informed me it was going to be half the size. She then gives me the excuse that they have to move forward because they can't have delays in getting the certificate of occupancy.

    How is that my fault when you're not taking accountability for your company's mistake. Saying this, she is stating they don't want to fix it because they don't want to delay closing. Instead of extending the countertop, they cut the wall to fit the laminate countertop. Never called me to ask me if I would be ok with the countertop flushed with the wall. Which, I would have been since I was going to change it out anyway. Made an excuse that she had to go take a look and really understand what the problem was and call me tomorrow morning. Yet she discussed it with the construction manager and told him I was going to change the countertops but didn't know when I would do it? So which one is it?

    I have let her feed me ** and it is so sad. I have had the best experience with Richmond Homes, Centex, and Nicholas homes. I don't want anyone else to have to go through this. They do this because they currently have the upper hand due to the market. However, there is something called integrity and moral ethics and just doing the right thing because it's the right thing to do. Not pass blame. It says a lot about the company and the type of people they hire.

    D.R. Horton built our home 5 years ago. About a year and a half after purchase, we noticed something leaking down the outside of the house from the eves. We thought it was from an animal. Next year it did it again etc. Last week while in the garage while it was raining I heard a drip, saw it was coming from the garage ceiling. I went into the attack and noticed all the wood was rotted under the shingles, 2x4. It was a mess! Now I know where the outside leak was from. We reached out to Dr Horton for them to tell me they will not fix it. Clearly the roofers did a poor job in this area as it's been leaking since day 1. HORRIBLE company. They're only out to make money and don't care about their customers.

    Updated on 01/29/2022: We have been in our house for over 7 months and we still have major issues which are not resolved. We had to have doors replaced as they were installed incorrectly and are still waiting for the painters to come and paint. We never received our outside shutters when the house was built - still waiting. We had an addendum on our contract which said they would move the fence which was on our property. As it turns out, it was a good thing.

    We received a copy of a survey which was incorrectly drawn, a fact we found out when we used our own surveyor. We had to actually get a surveyor to prove that the fence was still on our yard and they had not moved it as promised. The fence was finally moved but now our yard is torn up and we have a steep incline in our yard. We are still waiting to have our yard fixed which is a shame because if they had done what they promised, we would not be in this position. We have built new homes before and never had these kinds of problems and issues. I would think long and hard before using D.R. Horton.

    Original Review: We just had D.R. Horton build a new house for us in Florida and are very dissatisfied with the results. During construction, the house was a mess with old food wrappers, old drinks and food left. A window was broken and not covered. That day we had a rain storm and water poured in damaging the drywall. The paint job looks like a 6 year old did it. The painters did not clean of any of the drywall dust or dirt. Instead they just painted over it. As a result, we have pieces of paper, dirt and sand stuck in our paint. On the patio, the painters did not paint portions of it as the grass was too high. They have not yet come back and fixed that. We have asked to have the paint fixed and have not yet received a response or seen anyone to come in and fix it.

    We still do not have a functioning shower in one bathroom. Twice they have ordered the wrong parts. The doors look like they were left laying around and were damaged. Rather than getting new doors, they just put the damaged doors up. The doors do not fit correctly and several will not close. Door plates were not installed properly. A new house should not have doors which are already damaged. We had 2 broken tiles on the roof as well as several flashings which were not installed correctly. One window did not have the hurricane shutters installed correctly. We have dead landscaping and to date, it has not been replaced.

    We have been our house for 30 days and repeatedly asked when these items will be fixed. To date, only the roof tiles and flashings have been fixed. Overall, I would say it was very sloppy workmanship with little care for how the finished product would look. If you are thinking of buying a D.R. Horton home, spend the money to hire your own home inspector. We would have never realized that the roof had issues if we had not.

    I purchased my home in February. I was told at that time that I could not choose colors because the house was too far along in construction. Since this will be the third time my closing date has changed, that excuse should be thrown out the window. As another buyer said, all the blame is on Covid and lack of supplies and workers. If that is the case then why do they continue to sell instead of finishing the houses they have already sold?

    When I asked for the specific reasons my sales agent listed three things. Since all 3 of those items had already been completed on my house, I asked her if they had removed those items since they were already done. When I said something about trying to find another place to live my sales agent was very happy to reply that I would lose my deposit of $16,000.00. That same sales agent also told us that "What you see is what you get." It was a few weeks later that another sales agent pointed out the things that would not be included. Things like, ceiling fans, cabinets and a sink in the laundry room, garage door openers. That sales agent seemed to know what he was doing. I was told that DR Horton finishes their homes quickly especially compared to local builders. I don't care about other builders, I care about the builder that I purchased a home from and so far I am still waiting.

    Updated on 10/24/2021: I wrote a review on 7/6/2021. Almost an entire year after my home was built yet today, 10/24/2021 this issue of my landscape is still not resolved. I have sent number of emails, called and texted yet it's like they are ignoring me on purpose. When we bought our home we got a notice from our agent (who works for D.R.) that the city wants the stone which is on the front of the house, to wrap around the entire west side of my home. The cost was high and since it was not part of my elevation, I declined to pay that and told D.R. that it's their responsibility. They they got back to me saying that that have agreed with the city to plant shrubs on the west side of my home. This was to be taken care of before we closed. Now almost a year and a half into it, nothing was planned.

    While we were on vacation in August 2021, for some reason they planted three shrubs in the front of my home, mind you stone is there and they only planted on one side of the front doors, and these shrubs have been dead since the day they were planted. Not only did they plant on the wrong side of the house, but they planted three dead shrubs. Again, I've called, texted and emailed. I've sent pictures. No response. They did finally add more dirt on the side of the house where the basement cracked and water was coming in but the sod they bought to replace the green one we took care of for over a year, was dead. I have even hired a TruGreen to help them spray products on the dead part of the sod to bring it back to life, but that still has not been achieved.

    So the long story is nothing is done, they don't call me back, they don't care about customers after they purchase a home and their warranty team is the worst team under the sun that I've ever worked with. I don't know who else to go to, city called about the shrubs and why that's not planted and if I get fined there will be yet another expense that I will endure due to poor work done by D.R. Horton. To say I am discussed and upset, would be an understatement.

    Original Review: We built a home with DR Horton almost a year ago. We had a salesperson who promised more than she could deliver then she was moved to Houston office and left us hanging without an agent. We finished our process with a construction guy who told us first day "Well this isn't a million dollar home" granted. To me over $300K was a lot of money and a million dollar home for me. We had a huge crack in foundation first day before closing and were promised by manager that will be promptly fixed. Then she quit...the guy who said our home wasn't a million dollar home, was also moved and never heard back from.

    I've failed many warrant claims and were promised that it would be promptly addressed yet we are almost a year in our home, and they failed to address it each time. I have called them, emailed and texted yet again. Once in a while when I do get a response, they make me a villain and say well ticket is placed for that order and then that the crack in my foundation is not due to the sitting water and improperly addressed soil placement and water tiles but to something that was never mentioned before. They told me the 1st time the basement had water after a few small rain showers that it is because of the outside structure of the home but now it's now...each person gives me something different and again they change staff so often that I don't know who tells me the truth or who is lying.

    When we built a new home it was supposed to be a relaxing time because well, it's a new home. We have been under so much stress this year that it brought problems at home and at work. I have referred people to them and I regret that because they all have issues that are not addressed. I am sad to write this review because I have never written a bad review but I don't want others to be in the same position we are in. It is so stressful and so heartbreaking that we are not given the opportunity to enjoy your new home due to all the issues.

    I have lived in my DR Horton home that was a new build for 2 years and just recently, we experienced a roof leak in our master bedroom. We had a DR Horton customer service rep come and inspect the leak, and within a few days, they had the contractors who did the work out to fix the repair. It turned out the flashing was poorly installed by the contractors originally and left a gap between the roof and the wall that it adjoined causing water to slowly pour in. They had fixed the repair within the day which was nice, however that "fix" was short lived. The next major rainfall we had, we had a leak come in, even worse than before and had reached out light fixtures in the bedroom, which is concerning, because had they been on, could have caused major problems. The same CS rep came out and we went through the same process. This time they replaced the shingles and reinforced the flashing to ensure that the 3rd time would be the "last time".

    So far, we have not had any future leaks, however I am not convinced that we will not have additional issues. After the first leak had occurred, I evaluated the rest of my house and noticed there were cracks in the seams on our hardie board and asked if these could be repaired due to the house being only 2 years old. They said that this was "out of warranty" and that the owner is responsible for that maintenance. I reluctantly accepted that decision. However after the 2nd leak (mind you, both occurred around 2:00 AM on a Sunday Morning, and not only did I have to clean up, move furniture, and submit a claim that wouldn't be answered until Monday) I asked that out of a courtesy of being inconvenienced with not only 1 roof leak, but a 2nd one in the same spot that they had supposedly fixed for them to repair the hardie board cracks on the side of my house.

    Today, after a few emails to get a response, this is the message I got "After multiple attempts to repair the left side of your home my office has denied the request because it has no ties to the roof leak repairs." The CS Rep also sent me a screenshot of the warranty page DR Horton puts out where the repairs fall under "Home Maintenance"

    This is pretty bad customer service, especially for someone who spent almost half a million dollars on a home with the company, and went through their mortgage company (where they likely profited a great deal more since my loan was immediately sold to Wells Fargo). A simple request to repair a poor build that would have cost DR Horton a very small fraction of what they profited off of me is not approved because some manager sitting in an office doesn't want to lose more of a bonus they would be given because that cost comes out of their bottom line. They don't care about their customers and this shows. I will not buy another DR Horton home and will recommend none of my friends and anyone reading to not buy from them either.

    Our closing was pushed back 2 times, then come to find out the house wasn’t even completely finished. Final grade wasn’t done. No railing on our front porch (against code). Not everything has been painted. Just to name a few. We are still waiting on everything on our punch list except the final grade. We closed beginning of May 2021 and it has been 2 months and nothing has been completed. We don’t even have the winged fences to connect to the fence we got put in with a different company, no problem. No front landscaping. No front irrigation. But our neighbors with DR Horton had front landscaping before they closed.

    There is no timeline and they refuse to give us a timeline. This builder is unprofessional and gives lousy excuses, especially when we see other houses closed after us have more of the house finished than we do - or the fact that we got our fence put in before they were able to get anything done with their excuse of their contractors not doing the job. 1 star is too much, considering we’re living in an unfinished house.

    One of the worst builders and I recommend anyone who are buying homes should just reject the house if the builder is D.R Horton. Issues:
    1. Cannot deal with customer services - horrible people to deal with, no ethics, no communication. BIG RACKET!!
    2. Plumbing issues in 6 months we moved in.
    3. Never reimbursed money we paid for.
    4. We saw beer bottles under the bathtub when we removed it during plumbing issues, such an amazing builders, aren't they?

    5. Paint - worst quality, plumbing - worst, expansion tank - burst, water leaking, HVAC system - not followed county codes - all issues within 5 yrs -PATHETIC/INSANE/WASTE OF MONEY!!

    I wish there was a Zero star and sorry to say I couldn't think of one positive thing about this one. Any specialist who comes to fix the issues, says it is cheap quality. So I request everyone, PLEASE, PLEASE, PLEASE DONT BUY THEIR HOMES, NO PEACE IF YOU BUY.

    Bought a new home in March 2021 San Marcos Texas. Home had multiple issues prior to moving that were ignored. Once we moved in we found multiple more issues from plumbing (sand in lines, toilets shake), electrical (hot wire left), cabinets (handles spaced wrong), carpet not cut in closet, crack in front walkway concrete, Missing shingle on roof. Floor is bubbling up in corner. Dings in doors and trim. Really Bad paint job (like not painter's tape was used). Reached out and contacted G.M. Slowly fixing issues. Every week the list of issues gets longer. I’m sure they hate us. Lots of issues with others in neighborhood. Buyer beware. I don’t think they supervise their contractors. So disappointing our first time buying a new house. All I’ve heard is Covid and snowstorm as excuses. Looking into legal options.

    We contracted our house in early January 2021. They told us it would be finished first week of May. We set closing for May 26th. Got some snow. They pushed finishing to May 26th. Then they didn't order correct windows - closing got pushed to June 24th. We had already given our apartment notice of move-out but they hadn't released it so we thankfully were not homeless (yet). Then - it didn't pass inspection. They claimed the city got a "stricter inspector". Very concerning to first time home-buyers as in our minds, you (as the builder) should be stricter than the inspector. Better yet, they called to say our move-in was getting pushed to July 9th. No offers made by builder to compensate for the fact they were now two months late. At this point our rental had been re-leased but they negotiated with new tenants that we could stay until the 11th.

    We confirmed at this point that there would be no more delays due to manufacturing or ordering items as these items should have been ordered in January and just waiting to be installed. They confirmed they had not seen delays on those types of items. All brings us to today (June 21). We are 18 days from closing. Furniture deliveries have been set. Rental insurance expiring. Movers/moving trucks ordered. And most of all, we have to be out of our apartment July 11th no matter what. They call us and tell us that they have switched countertop manufacturers and are pushing us back another week. Again, no concessions offered. No apologies. Essentially "sorry you'll be homeless for a week. Good luck."

    Not once along the way have we felt they genuinely care about us or are doing absolutely everything they can to get us in to our home in the timelines they set. Further, everything that has happened, we had been told at one point or another would not happen. So now we are 2.5 months delayed. No concession or offer in site. And will likely be spending even MORE money on top of the pro-rated rent extension we paid for our apartment, to stay at a hotel and store our items while they fuss with countertops that should have been ordered months ago.

    I strongly not recommend to choose D.R. Horton for you new home. My experience was that my lender wasn't good enough for them (they tried to say they never heard of them, when a quick Google search would yield a national mortgage company with years of lending experience), so they tried to force me to use their lender DHI Mortgage. I even went as far as giving them all the supporting documents and they withdrew my application because I didn't choose them for my lending. For those who don't know they're both (D.R. Horton and DHI Mortgage) ultimately owned by the same entity. This business behavior is highly unethical and they should be on the lookout for an attorney who's willing to come after them.

    I purchased a DR Horton home in Feb of 2021. Right off the bat my stove was leaking gas. I had Centerpoint (gas company) come because we thought we had a leak. They said it was the stove as the actual lines were not leaking. Submitted a warranty ticket and they said to contact Whirlpool. Whirlpool blamed the installers and the builder and the builder blamed Whirlpool. Nothing was being done. I spent a little over 2 months without a stove to cook on. Eventually I was angry enough and told them they had to replace my stove with a new one. Their solution was to replace my stove with the model home stove which was dented on the top and the drawer didn't work. They put my stove in the model home and turned off the gas since it was leaking. They claim they got a "new stove" from a new build but I know that's a lie. I've been in the model home and saw the exchange of my old stove and the model home stove.

    They refused to replace the "new stove" with a brand new one since it was a used one. I'm not happy and am considering hiring a lawyer. I've had other warranty issues where they don't show up in the time frame specified to fix work as well. Still waiting. I will never purchase another DR Horton home. Terrible experience. Our sales guy gave us an example how a dishwasher wasn't working after multiple warranty tickets and they just replaced it. Total lies. I specifically asked about the warranty before purchasing too.. Don't purchase a DR Horton home and save yourself a headache.

    Being a first-time home buyer it's supposed to be the best experience of your life. Not with me. I had the worst experience with this company but the exception of one person. Her name was Angel. Angel was on point but everything else about this experience has been horrible. This company is good at pointing the finger and making it someone else's fault when all the time it's them. At closing my home is still not complete. I will never refer anyone to this company.

    We signed a contract for a D R Horton home in January. Our closing date has been moved out 3 different times so far, but we have sold our present home and have to be out by July 1st. But my main concern now is that a construction crane broke out a window in April and there has not been any effort to at least cover it.

    I understand that there are shortages but there’s been windows delivered to the area that were put into spec. homes. Why wasn’t one of those windows put into our house. But since that has not happened, at least cover the window to prevent any damage to drywall and newly installed carpet. I had always heard good things about D R Horton, but I am sorely disappointed. Presently I would not recommend to anyone.

    Builder uses not fencing are mesh to keep trash out of the gutter. Gutter stops are full of trash from the workers and they are not policed on a regular basis. The city of Corpus Christi has expended a ton of money cleaning up the storm sewers. There is no one to call on weekends. It as if they don't exist with no contact. It rained 3.5 inches in one hour and 15 minutes and water was threatening to get into houses because the storm drain openings were plugged with trash.

    Please note that this review is our experience from beginning to end. We participated in the VIP program. We were one of the last to be built and one of the first to sign. Continuing on, we have had excuse after excuse as to why work couldn't be complete, but the most famous blame is "covid". I could understand the covid excuse if all houses were affected, not just seemingly ours. We were delayed because someone stole our cabinets out of the garage. We were delayed when the new cabinets sat for nearly 2 weeks before they were actually installed. We were delayed for windows on backorder (mind you, when we drove up, windows were installed and the construction people didn't even know it). We were delayed because they didn't submit permits properly. We were delayed because they put the wrong ceiling in.

    The house sat on footers for nearly 5 months before they ever made movement on it. The builders didn't communicate with the lenders on our closing date. The lenders thought our close would be a month earlier than the actually house being complete. We have pre close work from 2 months ago that is not complete. We have post close work from April that is still not complete. We had a superintendent tell us he refuses to help us our further because we simply asked a question and made a request that someone doesn't happen on our property without our consent.

    We have requested contact from multiple levels of supervisors and no one seems to have the importance of the customer front of mind, because requests go unanswered for days until we become frustrated and send more frustrated responses. We have gotten the run around for every issue we bring forth and only get the excuse how busy it is for construction. It is improper to tell someone you are busy building others houses to standard while you were given a house that was not 100% and you are made to feel as if your issues are an inconvenience.

    Our closing date was moved at least 6 times and all we could ever receive was excuses without action. Whenever we were requested to do something, we immediately responded. We gave better customer service to the business than we received as a customer. I cannot pinpoint the reason why we continuously get treated so poorly when making requests that DR Horton is supposed to honor. We are not requesting anything outside of their job scope and what they promised to us as a customer service, yet we have been given the run around each time. This makes me nervous to read the reviews of others 1 year warranty walkthrough, because I can already sense we too will have this same run around when that time comes.

    One would think they would get tired of hearing from us asking for service and just complete the work when asked. They do not approach us first with info regarding these repairs, we always have to ask first and sometimes with no response. If I could, I'd give negative stars. The only beautiful part of this is our home that we created is finally able to be lived in. I wish based on that fact I could recommend DR Horton to others, but if you want to save yourself some hassle, choose another builder. This whole process was a joke, and they just kept telling us this is supposed to be such a happy time. I have never experienced building a house before this, but this experience makes me nervous to ever want to do it again and or tell someone I love to do it. What a mess DR Horton. I hope you take this feedback to get these issues resolved and fix your levels of construction service and communication.

    We signed a contract in Vero Beach for them to build our house. Well our closing date has come and gone. They “claim” they cannot get windows our house has been sitting a shell for over 2 months. Every other house around me has gotten windows even though they were permitted way after mine. My life has been put on hold. Everytime I call they just blow smoke. My son is supposed to start college, I lost a job because I can’t even give them a date of when I can start. My mortgage rate was locked in and now it’s past the 60' days and we have to pay for an extension. How is it right that every other house the same house that started way after mine has windows but mine doesn’t. You can’t tell me windows are on back order when other houses are getting them. I would NOT recommend this builder as they don’t want to tell the truth of what’s going on. I even offered to buy my own windows which they won’t let me do.

    D.R. Horton like many builders used NIBCO piping. A certain “batch” has been deemed defective. NIBCO and Dr Horton disagree on who is at fault. NIBCO says the installer and DRH says the manufacturer. Either way the customer is stuck having multiple (6 or more on average) leaks. These leaks cause great damage to your home and belongings. DRH thinks they are doing the just thing by covering the cost of the repair on the leak and damage. What you don’t know is the second rate company Gerloff they employ to do the repairs. Your house will be in much worse shape afterwards and of far less value.

    Ultimately DRH could have the house repiped and the problem would be solved after one leak. They refuse to do this. They are extremely inconsistent, possible discriminatory, on who gets repiped and who doesn’t. My house has had 6 and counting. Each took 3 weeks minimum to get repaired, some longer. Others are in the teens as to how many leaks they have had... Could not be a worse experience as a home buyer.

    We purchased our home in Delaware in December 2020 & have several problems with construction & warranty items being taken care of. We have a low spot in our backyard that becomes a lake when it rains & never dries. This was brought up before closing & we were told that once the surrounding homes are sodded & the swale drains opened, it would be fine. We were assured that if was still a problem, it would be fixed. Over 4 months later, there is no improvement. We have been given several dates for the landscaper to come & they never show up.

    Today they came & put dirt all over the yard between the sod patches which now made the low spot even lower. Several lawn services have said that the lawn could not be mowed as is unless they used a manual mower because a riding mower will sink. We would like to install privacy trees but were advised that they could not be warranteed with the wetness of the yard. This is just one problem. The fact that they never put my dryer vent in is a good example of their construction quality. The contractors that DR Horton use are subpar & just ignore warranty work orders.

    We looked at a new construction home in February 2021. We returned the next day to put money down and was told that the home had to be under roof to put a deposit down. So flew home and started the process of selling our home. My home goes under contract in the middle of April. Upon checking on the home we were first on the list to purchase, we were told “oh sorry but it has to be to drywall phase”. Then when it is ready for drywall and DR Horton releases the property, they tell us that they changed the rules again and they now sell to the highest and best offer. What a way to treat a buyer! We spent months thinking the house would be ours and now we have nothing. I hope DR Horton sleeps well knowing that we won’t even have a home next week!!! Buyer beware.

    We purchased a brand new house from DR Horton in Arlington, TX and in less than a year we had foundation issues. We are now at just over 2 years since we moved in and they just finished up with repairs. However, it has been a very unpleasant processes. Workers constantly left a mess of our yard and house, water hose was stolen, landscape lighting was broken. When they laid the grass they did not check the sprinkler system afterwards, which cost me time away from work to meet someone at the house again. One side of our house has a steep angle and they refuse to do anything about it, even though they promised our house would be put back to pre-foundation issue condition. Several people in Management are rude, and only tell you what they think you want to hear. They too do not keep their promises and their build quality is extremely lacking. Do not invest in a DR Horton home.

    D.R. Horton is one of the worst companies on the planet to deal with. I’ve never had an experience as bad of buying a home as I have with DR Horton. They left multiple broken fixtures in the home. Didn’t seal the door, and improperly installed the windows causing leaks and damage to the frame. I sent them a list of all these damaged items and unfinished aspects of my home 7 months ago. They proceeded to do NOTHING. Ignored me for 7 months! They finally came out 1 year and 1 day after building of the home and told me it’s been over 1 year we are fixing nothing. This is a racket and I do not recommend anyone build with them. Then had the audacity to tell us he didn’t care it’s not his problem. They are greedy and do not care about getting you into a livable home. I do not recommend any D.R. Horton build, period. Please do not get scammed like I did.

It's a fabulous community and D.R.Horton offered much more for the dollar than many of the other builders. My client got a beautiful home with many included upgrades and LaTonya walked him through every step and answered all of his many, many questions. She was thoroughly professional and a delight to work with. The project superintendent was Greg and he made sure the home was built right and that all of the small details that are left at the end were taken care of before they closed.     Please stay clear of this company, they're a total disaster! In June of 2019, we foolishly purchased the model home in a D. R. Horton Community in Bradenton, Florida and have regretted it ever since. As with all new homes you will encounter some issues with the craftsmanship. Each issue encountered, I promptly completed the online warranty form so the problems could be quickly resolved. As the issues compiled, I continued utilizing the online warranty format. Unfortunately, D.R. Horton never responded to any of these issues!

    After making several phone calls, I finally was put in contact with Anthony from their warranty department. Anthony claimed that his department was overwhelmed with warranty repairs but promised to start mitigating some of our issues. As you can imagine, that was a total LIE! I never heard back from him, even after flooding his answering machine with messages. In March 2020, I noticed some water damage to the sheetrock near my son's bedroom window. I persistently contacted Anthony's cell phone, pleading with him to fix the window before mold set in the walls and floor. Shockingly, about a month later, Dririte company responded and issued a report that the window was defective and needed to be replaced.

    As you can imagine, no word from Anthony! Then we received a letter from the builder, indicating that due to the Covid-19 pandemic, all repairs would be put on hold. Now, let's fast forward to October 2020. The disaster all started when the roof started to leak during a routine Florida rainstorm. The water leaked through our bedroom ceiling onto the floor saturating the rug below. As you can imagine, this damaged the sheetrock and the attic insulation. During this time in my son's bedroom, water began to leak from the same damaged window that D.R. Horton failed to repair from March of 2020. Naturally, this also saturated his bedroom rug and destroyed his sheetrock and wood molding below the window.

    Well you get the hint, I continuously contacted Anthony who finally gets around to calling me back. Thankfully, he had someone repair the roof, but not the sheetrock nor the insulation. Dririte again responded to mitigate the water issues but seemed shocked that the window in my son's room was STILL not repaired yet. It is now April 1, 2021 and the bedroom window is still not repaired along with the other 20 issues within our household. Of the few contractors that have responded to our residence all say the same thing, "Good luck with Anthony!"

    We started working with them on our new home and agreed to finance with them. They emailed over the documents which did not reflect match our agreement so I emailed Daniel with some questions. I also called after he did not respond. After a week of no response I emailed to let him know I would be using a private lender. Within a week of that email construction on my home stopped and did not start again for over 6 weeks. They blamed it on material delays even though every other house they were building in that neighborhood continued to be worked on. Now my home is 3 Months behind! They are uncooperative and dismissive and I would not recommend working with them.

    We purchased a DR Horton home one year ago and despite identifying issues during build, then again during our 30 day walkthrough and now during our 11 month walk through, several issues are still unresolved. We have serious grading issues causing ground erosion and water pooling throughout our yard. Our driveway is now also damaged due to the water flow underneath it. We also have overlapping doors and have been repeatedly told that this is “per plan” yet model homes do not have this issue. We were also told that our radon pipe that ends INSIDE the attic is “by design”. There is no ventilation system to remove the radon gas from our attic. We have other sub par building and insulation issues throughout our home. While we love our home and the floor plan, it’s a shame that DR Horton does not do a better job during initial builds or resolve the deficiencies that impact the health, happiness and safety of the families who buy their homes.

    I purchased my beautiful new townhouse about 3 yrs ago!..I have had nothing but problems, balcony pane is just peeling off (no undercoat)... Water-heater broke. Cost me $1,500 to replace..Window frame is broken (can’t open it now)..Floor covering has come up & is some places split..Washing machine needs replacing...I can go on & on...Horton has said I have no warranty!...I am an older widow & was hoping I was going to be fairly maintenance free but I have to pay dearly for these repairs..I feel that it’s unjust..Why doesn’t Horton take responsibility?

    I purchased a home in Severn MD from D.R Horton and noticed an issue with the hardwood flooring that was installed by the company's contractors. I have tried for the past 3 years to utilize the warranty to have this issue corrected, only to have the warranty department send out a contractor to tell me that it would be "fine", and that it would expand and contract with the weather. I tried to have this fixed since 2018 and it has only gotten worst with additional issues with flooring. This particular flooring defect has occurred in many of the Iberville models that I purchased. I was just told today that the D.R. Horton will not repair the flooring issue.

    If I could I would give them zero stars. We have been in our home almost two years the end of this month. We did our warranty on our floors through our warranty. It took a year just to get someone to look at the floors. WE NEVER HEARD BACK FROM ANYONE ON FIXING OUR FLOORS AFTER THE GUY CAME AND LOOKED. We went to Home Depot only to find out they used the cheapest paper stickers on our floors and added glue because they knew it wouldn't stick. To the point. Our builder tried to reach supervisors over Warranty to get the issue escalated but was told they had another home to see about. Well we have been waiting since we put in the request for someone to fix our floors.

    What's the freaking purpose for warranty if you don't want to even fix the problem. We too avoided the negative reviews about DR Horton and now see why people were like don't go buy your home from them. They take your money and keep going. It's awful to have just bought a new home and not be able to enjoy your home because they want to take shortcuts and not properly make sure the issues are resolved in a timely manner.

    We purchased a new home with DR Horton in June. Ground was not broken until July and the house was not completed until January of the following year. We were staying in an apartment while we were waiting for the house to be finished. I drove by the lot on a daily basis because it was on my way to work. I would frequently see the house sitting for weeks before any work was started. Once work started, they would stop part way and it would sit again for weeks. It's incredibly frustrating when they tell you 90-120 days post ground breaking and you see the house sitting there for weeks on end with no work being done.

    They were not very interested in making adjustments to the plan. It took some convincing but I got them to put in a pedestal sink for my quadriplegic father. I asked for a cabinet to be put above the toilet in the downstairs bathroom and was told that they don't do that. How hard is it to get a cabinet that matches to put above the toilet? I don't have a cabinet in this bathroom now because I had to take the floor mounted cabinet out for my dad. I had no idea that we had a construction manager until I got mad enough to walk through the house under construction and find his cell phone number on the wall. I was relying on updates from DR Horton's realtor. He seemed to be making an effort to get me updates, but they were not forthcoming with them at all.

    Fast forward to actually living there...I've never bought a new house before this one, but I don't think that new houses are supposed to have so many issues. The first few days we lived there we had 2 plumbing issues, then had a large plumbing issue shortly after that. First, we had no cold water on our kitchen sink. They hooked up two hots to the sink and one cold to the dishwasher. Next the dishwasher leaked all over the floor. They never removed the plug from the garbage disposal.

    Next, we started noticing a puddle of water on our living room floor. We thought maybe the kids spilled something. We cleaned it up and went about our business. This puddle kept appearing. We couldn't figure out why there was water on our floor. Then one day a small fissure opened up in the ceiling. Turns out the plumber didn't use pipe sealant or caulking around the Owner's Suite shower. So every time we took a shower water traveled from that drain pipe and accumulated in the ceiling of the living room. This was repaired and now there are 2 large square holes in my ceiling. The drywallers came to repair it but it's obvious that there were 2 squares cut out of the ceiling in this brand new house.

    The roof has been repaired 4 times now, and I anticipate more in the future. Every time that it is slightly windy (10-15mph), shingles blow off the roof. I've been told that the roof shingles wont set until it's hot enough for the tar strips to melt. I happen to also know that there were houses built after mine that don't seem to have a problem losing shingles in the wind. I have since been keeping the shingles and adding to my collection.

    There are dings and dents in the drywall from who knows what, the downstairs bedroom window has drywall tape exposed, they didn't even mud to the edge of the window frame. That same window had ice accumulation on the inside of the house and that room was very, very cold. The window had started pulling away from the window sill. When asked about it, they told me that they don't caulk windows and that the window would return to the sill once it warms up.

    So far all repairs have been made and they seem to be doing their best to get it fixed. I had a notion that a new house would not come with this many issues. I expected a few small things here and there but I did not expect to have two large square holes in my living room. We are still waiting for the landscaping to be finished. They ran out of time before the winter weather came. They had the soil dropped off and we are now awaiting grading and sod. Hopefully that part is seamless.

    All in all, we feel like we got the Dollar store brand house. I'm not sure if these kinds of issues happen to other new houses, as I have no other experience with new builds. My wife and I frequently asked ourselves if this was the first house that they ever built. It sure seems like it sometimes. Once the issues are resolved, I'm sure it'll be a decent house. I think for the money, they can certainly do better at initial quality. One star for poor workmanship with some of the contractors and one star for poor communication. I don't think it's too much to ask for them to let us know how things are coming and why the house had been sitting for weeks and weeks on end during the build. It would have been nice to know we had a construction manager. It would have been really, really nice to not have two large holes in my ceiling. Everything else, I could have chalked up to new house woes.

    We Bought this home in March 2019 so based on the 2 years duration frame the warranty (labor + parts) should still be valid. We didn’t expect a DR Horton built home to have such issues even before 2 years of time frame.

    Purchased in Nov. 2019, the number of defaults are ridiculous. 1. Less than a week in doorknob leading to garage fell off in my hands. There were holes, yes holes behind bathroom sink, out of site. The pipes came in through the holes, the holes were just there. The doors were not hung properly, I could see light from the other side. Recently I've encountered a leak under the vanity in master bedroom, of course it's 60 days past warranty. Everything is poorly constructed. The company they recommended is the company that did the work, isn't that a conflict. Paint job is not quality work. I could go on forever- needless to say VERY dissatisfied. This just the tip of the iceberg.

    I wish I could give them ZERO stars. My husband and I moved into one of their homes at the end of 2019. Granted, it was an older home, built in 2004, but new to us! We made it through our first winter just fine, but this current winter (end of 2020, early 2021), we started seeing signs of water intrusion in the windows/walls of the bonus room upstairs, and below it, the formal living room.

    We immediately hired a mason and waterproofing company to come help us determine why the water intrusion was happening, the mason discovered (after pulling some bricks to see what was going on) that FLASHINGS WERE NEVER INSTALLED AROUND THE WINDOWS. Then to be a bit more picky, weep holes were never made, the original mason/DR Horton filled in the space between the brick and wall with mortar (this is supposed to be empty to allow for water flow), and they never properly treated the lintel, so it's rusting horribly and should be replaced. I could maybe deal w/ the last couple items, but not installing flashings is pure NEGLIGENCE and 100% against code back in 2004 and present day.

    It's not like they were improperly installed, or failed over time, but they don't even exist. Completely illegal and should never have been signed off on to be able to live in this home. My husband reached out to the company to see if we could strike a deal with them and gave us a very solid "NO". How could a company even operate this way? We are looking at more than $20,000 to repair their NEGLIGENT construction. This builder needs to be put out of business. Not building a home to code is unacceptable and dangerous. Avoid them!

    We purchased the home in West View. The doorbell short circuited and fried the transformer. The microwave constantly trips when other devices are plugged in. The electric work was shoddy. The whole neighborhood was having the same issue.

    The best way to put this is I would allow the 3 little pigs to build my home before I would ever invest into another DR Horton home! The sales reps are not consistent with the builders nor are they genuine! They will lie and tell you anything for a signature then treat you like scum once you're locked into contract! I closed and my roof was blowing off the same week! My floor was caving in the bathroom. Too much to list, just pay more for MI home!

    If you are looking for a good quality home that will last a lifetime, please look elsewhere. If you are looking for a new home that comes with an abundance of flaws that the builder refuses to fix then a DR Horton home is the one for you! My wife and I recently moved to Georgia for the military and had the unpleasant experience of purchasing a DR Horton home. When we purchased our home we were told we would have warranty walkthroughs to fix flaws that needed to be addressed and let me tell you our home had plenty of flaws. Unfortunately DR Horton is arguing the flaws and refusing to fix them.

    The ceiling in our living room and kitchen has a plethora of visible seams in the drywall that can be seen at all times of the day from any angle. But we were told that they will not fix them because it’s “normal”. I can look up and see individual sheets of drywall. They also installed “stainless steel” appliances that are covered in rust. They are having delays with the appliance company and are in no rush to replace the appliances when they can easily swap them out with a home that hasn’t sold or buy new appliances from a different source. Needless to say if you are able to please do yourself a favor and DO NOT make the same mistake we did by buying a DR Horton home. Thank you for your time.

    Our house is less than five years old but since my family and I moved to this NEW HOUSE, we have had a lot of issues with. The garage door almost fell over my kids the first day we moved, because it was not installed correctly, found cracks on the wall inside and outside the house, screws missing in hinges, some shingles blew out of the roof, a dark spot was found under the new carpet when they came to put more nails on the floor because it was squeaking. The first year, my basement flooded because the sump pump was not working properly. The AC failed during the Summer and the temperature reached 91 degrees inside the house. The problem was that the cooling gas was almost empty because it was leaking from one of the pipes. The main smoke/fire detector failed too, the extractor fan from the bathroom was not working.

    I notice some cracks around the house that I let the person from D.R. Horton know but he said nothing would happen and that I did not to be worried about it because it had a 10 years warranty since it was part of the foundation of the house. Today one of those cracks turned into a hole because the cement fell down and the guy who came here today said that the warranty does not cover it since it passed the warranty year. When I mentioned about the comments I did when I moved to this house, he told me that there were not any evidence registered in their computers.

    Also, there was crack on one side of the basement walls where water was coming inside the house. The kitchen cabinet under the sink was not finished because there was a missing part and it was replaced with a different color. There was condensation inside the windows, the laminate flooring was not installed correctly. Water came inside the house from the main door because it was poorly installed and the handrail almost fell because was not properly attached.

    Today, someone from D.R. Horton came (again) to see the hole on the wall outside the house and he said that the warranty could not cover it; moreover, he said that the hole could be covered with a five dollars patch from a home improvement retailer. Then, he started comparing the problems you could have buying a new car with buying a new house. This is incredible that a new house has had in less than five years a lot of issues. Before moving to this property, my family and I lived for 15 years in another house that was older than 25 years old and we did not have any issues like I mentioned before. We are disappointed with this house and with D.R. Horton because of the product quality and the services they provide.

    We purchased a new home this summer. It immediately began leaking on 2 sides. For over 5 months our home has leaked. The builder sends contractors that have no idea what they're doing. It turns out our home isn't built to code. Due to shady laws DR Horton has their own private code enforcement here in FL so the county and city do not inspect anything to ensure safety.

    I purchased my home in April, 2017. It passed the electrical inspections I suppose, however, almost immediately after the warranty was expired, the lighting on half of the house started having issues. I have had an electrician look at the issue, but so far the issue is so deep that it has not been resolved. The lights flash, blink and turn off on their own. The breakers have been changed once, this was during the warranty period. The superintendent said that our house received the wrong shipment of breakers and that this was common in the homes in our area.

    The 2nd breaker that was installed affects the other side of the house, the microwave and the outlets on the bar, always tripping. I know that the warranty has expired, but I feel that the electrical company that was used, should have to look at the work and tell us what the issue is. This could be a dangerous situation by causing a fire, whether we are home or not. We would appreciate a response to our issue.

    I did not get what was presented to me in the D.R. HORTON townhouse. Sales people were deceiving and "did not know" answers to my questions. It appears that I bought a townhouse with so many issues. From substandard materials and work to bullying superintendent. I felt he was going to beat me up if I continue raising all issues. Blaming ** storm he got in (his words) like I caused it. Instead of listening and trying to resolve the issue he kept yelling and not letting me speak at all. Walls are bowed caused probably by substandard framing accompanied with poor drywall installation. Huge gaps between walls and backsplash in the kitchen and bathrooms. Doors cannot shut properly - poor installation/framing. Snow is coming inside through the gaps.

    Initially we paid deposit on house and salesman said the permit was in place and construction would start within the week. Went back to home state and our realtor checked and there was no permits issued. 4 weeks later permit was issued. House was finally completed and due to housing issues had to close with a rather large punch list, including new kitchen cabinets, which during the replacement found mold in the kitchen and bathroom. A 4 day kitchen replacement turned into a multiple month project.

    Some of the problems included crooked exterior electrical boxes improperly caulked, staples in the finish trim not set fully and covered with a blob of caulk, no silt management, missing screws, chipped mirror, breaker panel poorly marked, non functioning fire door hinges, door weatherstripping hanging loose in the frames and so many other obvious items that were not completed. Despite dumpsters at the other homes under construction the excess construction waste and contractors personal waste never seemed to make it into the dumpster but rather accumulated on the ground. It was not unusual to pick up the debris on lawns blowing around or in the roadway.

    I had invited other DR Horton people to visit the site to verify its condition but no one ever arrived. This is our third home and by far the worse experience. It became quite obvious that no one was monitoring the contractors work. I have worked in home remodeling and construction as a second job for over 37 years in my home state and this was actually the worse I have ever seen. Be smart, refuse to close before everything is corrected to your satisfaction. It took over a year for them to finally have most everything corrected.

    As a first time home buyer it's been a nightmare buying home from D.R. Horton. Run away as far you can from them. It feels like a money pit to me. Highly unskilled, stingy and cutting corners type construction and later on; the repairs have made my life a constant struggle. Roof leaks, unfinished work, defective work, Highly highly poor repairs when claim the warranty. There are some good points but their willingness to address the issues in proper manner overshadows those good points. I am not just saying it, I learnt it the hard way. Will you??

    Home is built well but DO NOT a use their mortgage company!! Also the GOLD FORTIFIED certificate that they say they provide.... they take their sweet time on providing it!!! You may or may not get it in time for your insurance policy to stay in effect!!! Ours will be canceled tomorrow because D R Horton has NOT done their part to provide the proper information to Bethel Engineering who provides the certificate. So now our insurance premiums will more than DOUBLE!! All D R Horton can say is “Oh I’m sorry, I will work on this now and try to get it done in time!!"

    We have closed on 6 properties in our marriage and by far this has been the WORST EXPERIENCE ever!! They have no sense of urgency about anything!! Our closing date was changed 3 times and we only found out about when we could actually close the day off!!! Try scheduling utilities and furniture deliveries this way!!

    I will say it again... The house is fine but whatever you do DO NOT go through them for anything else!!!

    I purchased my home on September 4, 2020. I am a veteran and a 1st time home buyer. I was very excited to be purchasing my 1st home in a community that supported its troops. I officially moved in October 1, 2020. The first day in the home, I awoke to doorknob to the front door completely broken apart and a puddle of water leaked from my kitchen sink. The 1ST NIGHT inside the home. So far it's December 16, 2020, I have put in 4 maintenance request. Each request has include at least 3 broken doorknobs, 3 service request from the kitchen sink. The most disappointment of them all. The PAINT inside the home. You can't even put a clean finger on walls or hang a picture on the wall without it getting stained.

    The maintenance representative said he could recommend a painter for me. REALLY.... a painter for a brand new home, that was built this year. I shouldn't have to repaint a brand new home. Unless, I wanted a different color. I DO NOT want a different color. I want a builder that is trustworthy and dedicate. A builder that would not have painted 2,474 sq. ft. home in most cheapest paint they could find. And then turn around and price the home for $430,000. I saw resale homes that was better quality than my "new home".

    VETERANS you may think you getting a good deal with "tax credit" that is given, but you're not. You're going to a purchase a "new home" that breaks apart like it's old and require 15K in renovation. USE YOUR VA HOME LOAN some place else. They don't value your service. D.R. Horton is another company that takes advantage of its hardworking families and exploit the veteran community. DON'T WALK AWAY....RUN!!!

    We bought a D.R. home in the Charlotte, NC area in September 2018. We love our home, but it is falling apart and D.R. Horton will not complete warranty repairs which are covered under the purchase agreement. D.R. gives you a 30 day warranty list, followed by a 1 year. The 30 day went smooth, but our 1 year is still outstanding for over 1.5 years. We also have mold (yes, mold after 1 year) in the drywall and the warranty rep. continues to gives us non-stop excuses and is prolonging the work.

    The 1 year warranty list was started in August 2019 and is still not complete. We put in a warranty ticket repair for the mold in June 2020 and is still not complete. We are 2.5 years into our new home and our 1 year warranty work is not complete. Stay away from D.R. Horton homes. I wish I could sell our house, but we will have to spend out of pocket to get the repairs done that D.R. Horton is accountable for. They are not holding up their end of the purchase agreement. They negligent in follow up with repairs and the quality of the home is sub-par which is decreasing the home value.

    Make sure when you buy a home they built that you check out from top to bottom. After three years so many defects. Just notice dining room impact windows are two different windows. They build quantity not quality. Think twice before you purchase.

    We signed a contract to have a house built and D.R. Horton canceled the contract within 8 weeks of us moving in because we wanted to wait an extra 2 weeks for closing. There is no flexibility with this company. Horrible managers who only care about numbers. D.R. Horton is not family-oriented and to do this right before Christmas and with COVID is so soulless. I truly believe the company found a buyer who would pay more for our house because it is on the water and in a very nice area. D.R. Horton would not give us our option money back either. How does a company not give flexibility to a family during these hard times and right before Christmas? Truly heartless human beings.

    They are building in my neighborhood. Workers leave all kind of trash in the street along with screws and nails. I have a screw in my tire, the neighbor has had 3 nails in his tire that the company refused to pay for, and my girlfriend has a nail in her tire from coming to visit. They leave materials laying in the straight blocking off portions of the road and the neighbor at the end can't even get out of his driveway because of the prebuilt roof trusses left in the road. Today they had a truck with a crane in the road blocking 4 driveways. The neighbor couldn't get out of his driveway to go to work. Between the trash and materials left laying everywhere, it's not a good look if you hire this company to build for you.

    ALL GOOD with our 2yr old home. I feel the first owner was on a shake down cruise!!! I grew up in a 12,000 sq footer!! This is a beautiful home and smart! You can find something wrong with a perfect baby of diamond. I suppose I know what's quality. Wife and I love it to be perfectly honest!! So choose location and ground!! It's on and maybe got lucky and the workers are in tune etc. You can complain about a perfect weather day,,,,anytime.

    I will preface this with the fact that I’m not usually one to complain about things and I’ve sat with my feelings for a few months just to make sure I wasn’t acting out of a place of rage, but here’s my honest experience. If you’re even thinking of building (not buying an already made house) with D.R. Horton, please do yourself a favor and find literally anyone else. Once they schmooze you into signing, everything goes downhill nearly immediately. They pride themselves for being a production house which goes up fast, but it’s anything but. We signed our papers mid June 2020 and by mid-November 2020 it’s not even close to being move-in ready. Not to mention they can’t even commit to a move in date when we have to be out of our current house by the end of the month.

    From start to finish it’s been incredibly slow and from knowing people who work for other builders, my expectations don’t seem anywhere unrealistic. Maybe one or two things gets done a week and that’s being generous. It feels like they only work with a few cheap sub-contractors and it’s like pulling teeth to get literally anyone to show up and do anything substantial. I’m honestly concerned that I’m going to find a ton of stuff wrong with the house because they’re trying to rush things within the last two weeks because they didn’t manage their time well enough the last five months.

    It honestly feels like all they care about is selling the houses, but not actually giving a crap if they get finished. If I could give this experience a negative score, I would and that’s saying a lot... they’ve honestly ruined any excitement that we would have had building a new house and made it an incredibly stressful one. I’ve read through a lot of the negative reviews on here and I can say that I’ve experience many of the same frustrations. Please save yourself the stress and headache and choose another builder. You’re just a number here and nothing more.

    My wife and I purchased a DR Horton home in Palm Bay, Florida in August 2020. It's close to being finished, but who knows when. I was in construction management my entire working career, I am 72 years old,, and the quality of this company is absolutely the worst I have ever seen. Our sales Rep has generally been good, but has no say in the construction, he basically can give you a name and number to call. However, you can never really contact the DR Horton employees, you leave a message and you generally will get no reply. The company has so much business, there is no way they can supervise, they are only reactive, they have no idea how to be proactive. GOOD LUCK!!

    My husband and I built a home through DR Horton. It was an awful experience really. There were issues upon issues and all we ever got was excuses and the runaround. When we finally were able to close and move in, there were numerous issues with the construction of the home. At our 90 day warranty check, the warranty rep, Gilbert **, blew us off and told us they should have made those repairs prior to closing and acted as if they would not fix them. There were bulging spots in the drywall and substandard mud work as well as ceiling finish looking like a kindergartener had done it.

    I had to submit a formal complaint and have a supervisor, Mike **, come out to look at my house. He needed to see if I was being reasonable in my requests. After he came out, all of the items I had pointed out were determined to be reasonable and he ordered all to be repaired. After that, some boards of our very expensive floor separated and had a 3/4' gap in between them. When I told Gil, he said they would get that at the one year mark. This was unacceptable. I again had to make a request to a manager to have this repaired.

    I had been quite accepting of issues up to this point in my opinion-the foreman even scratched up a large portion of my floor prior to closing. The floor was not repaired until a couple weeks after we closed on the home. We attended several construction meetings in which no staff were there. They had cancelled or rescheduled and failed to tell us or our realtor. We had several lights wired incorrectly so that switches did not work. After having lights installed, my son's overhead light was on for several days before they came to repair the incorrect wiring. He could not turn his light off at all until then. There was a gas leak in our house during construction as well.

    Now, 16 months after we purchased the home, we had our one year warranty check. There was a place on the outside of our house that the painters did not paint upon initial build. We had a gas line run to our porch for a fire table. Construction left a tall PVC pipe sticking up that was not painted behind. Shortly after we moved in, the pipe was cut to size and the table was set. They just now painted the part left bare-over a year after initial painting. The painter only painted the bare portion, not the entire board. The paint does not match exactly after this time so it looks terrible.

    I asked for the leftover paint so that we could have it fixed ourselves and was informed that they do not provide extra exterior paint. I would not need it if not for their poor service and shoddy work. It is ridiculous that customers spend this much money and have to beg to have work repaired. We were patient throughout a lot of issues with our home. Now, it is a big issue for them to give us some leftover paint. There is not even another house in the neighborhood the same color.     I retired from the USAF in 2002 in California. My family moved to Georgia in September 2009. With one kid in her second year of college and another soon to graduate from high school we decided to buy a home in 2018. In October 2018 our Realtor Frankie ** took us to your homes in Dallas, Georgia. Your leasing agent Tami ** had a property that she showed us. At the time she indicated that the property had one of the smallest yards and was probably why it was still available. We were delighted with the prospect of a small yard due to the extra cost of maintaining a larger yard.

    As we were viewing the property Tami told my wife Nina, our Realtor and me on October 28th that “No prospective buyer was responsible for the hill next door to the property”. She indicated that according to Brian ** who is a contractor with D.R.Horton who had walked the property with her and Cameel ** “NO” buyer would have to maintain the hill as it a common area. We subsequently purchased the property with that disclosure as a large factor in our decision to do so.

    Fast warded to March 2019: We decided to fence in our yard for our pet and privacy. After getting estimates we followed the HOA required guidelines and contacted them regarding approval for the fence and to ensure we were not infringing on common owed property. On March 28th Amanda from the HOA emailed me a land survey. When I questioned her about the survey she stated there is no need to be concern as you own that property. We were shocked to hear this. We had lots of questions that she was not able to answer so she referred us to Angelica ** at D.R. Horton to get answers on the true ownership of the property and any warranty work. We were passed around so much and eventually told “D.R. Horton is in the business of building homes.” Like what do you want from us? What a lack of customer service.

    Finally we sent an email regarding the property next door with no response at least that is what we thought. Adam ** who works with Brian ** was sent to inspect the property in question without our knowledge. The only way we found out that D.R. Horton had sent someone was from our neighbors. We had asked them to let us know if they ever saw anyone on the hill. Reason being was dirt bike riders were known to frequent all of the open areas. You didn’t even have enough courtesy to inform us he was coming to inspect the property. We subsequently got an email a few days later saying that “It can be maintained with a lawnmower.” What kind of customer service is this? We needed time to digest exactly what was transpiring and felt like this was a no win situation at this time. However we were determined to get this resolved as we were very much mislead in purchasing this home.

    We were able to set up a meeting at our home In October 2019 Brian **, Amanda and my realtor Franky ** to discuss resolutions. They eventually walked the property and we asked them to have the property rezoned. Brian responded that there are “other homeowners with land issues and that this request could take years to complete.” He suggested that we talk to the HOA about buying the land. What a true deflection tactic. How much sense does this make? Why should the HOA have to purchase land and become financially liable for a “problem” they were not a part of. We questioned that this ridiculous request would put an unfair financial burden on the HOA who could subsequently pass the cost along to my neighbors and us. At this point we knew that this was a David and Goliath battle.

    Fast forward December and we never heard back from anyone. Feeling as though we had exhausted all reasonable avenues to resolve this issue we contacted an Attorney for legal advice. Martinez Law Firm sent the enclosed correspondence dated December 12, 2019 to D.R. Horton WPH, LLC. There still has been no response from you.

    As a Retired Disabled Veteran of the USAF I find it very disheartening that my family would be subject to such unethical tactics to sell a home. We were very budget mined in selecting a home we could afford and enjoy. To find out that we have to incur expenses to maintain property we understood we would not own is heart wrenching. We now have two kids in college which is a blessing. There is no room in our budget to maintain property we never intended to purchase. As of September 30, 2020 we have still again had no response from you.

    Our requested resolution is for you to return us to the position we understood we would be in when we decided to purchase the property located at **. At that time all disclosures represented to us that the property next door as in the words of your own representative: “No prospective buyer was responsible for the hill next door“ and “No buyer would have to maintain the hill as it was a common area” and would not be part of our home purchase. Based on these disclosures we made an informative decision at least that is what we thought we were doing to purchase the property. Finding out that these statements were a misrepresentation of the actual facts to secure a buyer is unethical and a violation of real estate disclosures. D.R. Horton you are a multimillion dollar builder and have no need to stoop to selling tactics like this to sell homes.

    My family and I look forward to your immediate action upon receipt of this correspondence and attachments to put in place our request regarding said land rezoning. We are requesting that you rezone our property to reflect what you informed us we would own should we purchase this home. Attached see copies of our documentation such as pictures of land markers.

    My fiancé and I purchased our first home with DR Horton back in July. When we moved in the sod that was laid was extremely dry. They told us as long as we watered it everything would be fine. We watered and watered and it hasn't bounced back. I have contacted EVERY PERSON I can POSSIBLY think of OR find online MULTIPLE times and NO ONE will EVER RESPOND! I HAVE HAD IT WITH THIS COMPANY. After SEVERAL follow up calls and emails, they all just tell me that "have passed it off to a different department".

    It is November 2nd and I have been attempting to get this fixed since we moved in, in JULY. I have seen several neighbors get their yards fixed (as they had the same issue as us) and I feel like our concerns are just being swept under the rug. Our yard looks like complete and total trash compared to the rest of the neighborhood and it completely and utterly embarrassing. DR Horton only cares about homeowners until they sign the papers and then they don't give a crap about you or your property. The lack of response is completely disrespectful and I am beyond fed up. Do not buy from DR Horton unless you can fix every problem yourself and don't care about shoveling out extra money for things that should correct when you purchased the home in the first place.

    I purchased a new house from D.R. Horton in late 2017 and within two years the microwave stopped working (replaced with a new unit), the water heater started leaking (D R Horton installed water heater was by American Water Heater Company, horrible), the roof seems to discoloring. Looks like the quality of material used in homes by D.R. Horton is terrible!!!. Go with another builder, their quality sucks. They deserve not even one star rating.

    DR Horton is the builder of Black Mill Preserve in Dawsonville, Ga. They have just announced that they have finished with this project that was sold in its entirety. Unfortunately the neighborhood does not look like a new construction and the builder plans to leave it as you can see in the photos. They have made a promise to fix the drive walks and we hope they comply, although several days ago they were marked and not fixed.

    DR Horton started out being a dream. Kind and helpful employees and good customer service. Then they hook you with their beautiful model homes. They get your money and string you along. Three times they promised to have a home completed by a cutoff date. Three times they failed to meet the date they had promised. The agent at the model home lied to us on more than one occasion. He calls to give bad news at closing time and says nothing can be done. The main office does not return phone calls. They give us $500 to make it all better.

    After 3 months of being HOMELESS (because DR Horton strung us along), and two days before we were supposed to get our keys, the agent calls and says there is a problem with the county recorders office. Our loan was funded, title papers signed and delivered, movers were lined up, had appointments with cable and utilities, appliances to be delivered and 2 days before the date we were to move in nothing but complete CHAOS! Never buy from DR Horton.

    We own a DR Horton home and are selling it. We decided to buy another DR Horton home and had to use their financing in order to qualify for the special pricing. After almost four weeks of the mortgage gal assuring us that my student loan would be able to count as only .5% she came back two weeks before closing and said we had to use the full 1% towards my DTI. This caused us to lose the home without enough time to find other financing. It will be four weeks on Friday we have been waiting for our Earnest money refund. They promised it in two weeks and we still don't have it. Normally when you buy a home you are returned your earnest money if you are unable to get financing within 48 hours. This is terrible business practice and I will never buy another DR Horton home again. I should be reimbursed interest because there is no reason anybody should have to wait this long for a refund.

    We bought our D R Horton in May of 2015. Let me tell you I could write a book. First thing paint specks all over flooring and I had to get up because the contractors would come work a hour and leave and then never come back. Secondly, cracks and holes in our concrete driveway and they came and put a little concrete in holes to no avail. The concrete was so thin you could see the red clay. Thirdly, after a year are so we noticed mold around the top of our garage door and the wood was rotten. The siding was not put on properly. They did fix that problem. Fourth, siding on west side of house was bowing and they had to take siding off and chip away at our framing walls to fix this problem and in the process they knocked a hole in our sheetrock. This was fixed.

    Fifth, the sewer line was installed with the pipe running back in the direction of the house. Toilets, tubs, showers shooting sewer out in our house. They said it was not their problem but after getting our own plumber out and they wouldn't touch it DR Horton finally sent someone out to fix problem and ended up having to dig our yard out halfway down driveway because all the pipes was installed wrong in the ground. Sixth, our son died in January 2019 in our home so we couldn't live there any longer because of this. We put our house on the market and we had cash buyers but they did a home inspection and found out that the shingles on our roof were not nailed on properly and they were curling.

    We spent almost 8 hours a day trying to get someone from DR Horton out to inspect it and they sent a roofer that said he would come put some glue on the shingles. This house is Gold Fortified and we had several roofers out and our insurance adjuster and they said the shingles were not the thickness they should have been to be Gold Fortified and that there was suppose to be 6 nails and there was not. I'm telling you after months on the phone with the local office (Dan **) and the office in TX (Customer Care) they did absolutely NOTHING. TX kept passing the buck to local office. I begged Dan ** to come to our house and take a look and he would not.

    We ended up having to paid for our roof to be redone to the tune of $7500.00. Our insurance company after looking at roof said they would not cover our roof if we had a storm because it was installed improperly. We had no choice but to fix it regardless if we sold or not. One more thing on the roof. When the new roofers came to replace shingles they had to add more nails to plywood and the fascia boards. We have videos. This added more stress to our already grief. I would never buy a DR Horton home again and I will spread the word.

    We signed a contract on a new build in June 2020. The seller was good. Sold us on the house. We saw the house coming along each week. It was almost too good to be true. We did our first walkthrough four days before closing. The house was at best 75% complete-so many paint and texture issues. The final walkthrough was the day of closing. Still several issues. Under sink cabinets were scraped up on the back frames. We’re STILL waiting on the cabinet company to come and fix it. The plumbers came and removed the piping in our master bathroom and we cannot even use the second sink. The driveway was a MESS. Mortar was built up. They came and repaved 1/4th of the driveway. It’s a totally different color from the other 3/4 of the driveway.

    ON TOP OF THAT. We purchased a fridge during our signing with some of the closing cash. The fridge was dented when we looked at it during the walkthrough and noted it. They came to replace it and gave us a CHEAPER FRIDGE. Claiming the one we had was an upgrade and the one they gave us is the actual one we were supposed to receive. Which is ridiculous because we paid 1500 towards the fridge and the model they gave us is only 1100. The doors are crooked, and the drawers inside the fridge are broken which we found when we pulled out the vegetable drawer. I don’t know how they can justify this replacement and they have had horrible communication since we closed. The cabinets in the kitchen are all misaligned and look bad. I’m extremely disappointed and will not be using this builder for our next home. Hopefully they see this and offer us some assistance.

    I bought a DR Horton home in Magnolia Pointe, I was promised repairs would be made to my house before I closed, or the 1st week after. I had to pay for 2 door threshold trim pieces and a cabinet door to be installed by a private contractor. I had to repaint front entry way, there was plaster everywhere. Had to paint front and back porch, concrete was horrible. I have tried multiple time reaching out, with no response from anyone. I closed on my house8/26/20 and have still not heard from anyone. The builder James didn't even walk the house with me, to see what repairs were needed. I finally gave up and, do not buy a DR Horton home!

    We put money down on a house, a substantial amount of money for 2 hardworking people with 5 children, on a house that was not built yet and on a lot that we talked the company into letting us purchase. A few weeks later, we had to move out of state and could no longer obtain FHA financing for the home. They had not even gotten the permit to break ground on the lot. No work had been started. They refused to give us back our entire deposit, which was our retirement fund, even though we couldn’t get financing per their contract.

    I bought a house with DR Horton in 2018, after we move into the house it was a lot of things that needed to be done. The vent under the kitchen was not put in. There was a wood missing under the stairs. My kids will walk up the stairs and they have nails scratching their feet, my fence were falling apart. After months you name it it has to be fixed, they were able to fix some of these things but claimed fence is not under warranty. Let it slide and paid money to fix my fence. Since I moved into this home I noticed in my garage that there is water dripping down my wall. I never thought this was a big deal up until recently. It started raining heavily as you see in the pictures. I reach out to DR Horton the South Houston division to let them know what’s going on. I was told my warranty expired in January 2020. Jennifer ** states She doesn’t think this will be covered.

    I paid $200 for somebody to come over and take a look at my roof to see what was going on. After their findings they stated that there was a building defect while they were putting in the shingles. Well I reach out back to Jennifer who stated that they will have their technician come over. This guy came over, peeked at my roof. Doesn't event know what he is going on. Told me that I needed to Caulk my roof every year. Well I’ve never heard of that before. He told me that I was out of warranty. Didn’t even climb on the roof, did not do anything to figure out if what I was saying was a building defect. Well he Left and call me back the second day that DR Horton is not going to cover it because I’m out of warranty. Keeping in mind this was a building defect and I sent DR horton the report from the roofer that came to inspect my home.

    Mr. ** that DR horton sent is neither a qualified roofer but just a technician that DR horton hire to tell me what I need to know. Please please do yourself a favor and read other consumer reports that are also similar to mine. I see these homes built in less than 1 month and at times most of the people that worked in these homes are not licensed and are hired from Home Depots. I am not sure why these people are still in business and are allowed to defraud us Americans our hard earn monies. It is sad that no one care about the consumers. We are left to fight for ourselves hiring lawyers and spending another thousands of dollars on attorney fees after we paid thousands on these homes that are constructed cheaply and we owe thousands on mortgages. After 2 years I don't think it is right for me to be spending thousands of dollars on a brand new home. It is a shame.

    In reading some of the negative reviews for DR Horton I was compelled to write about my own experience. My husband and I purchased a home in the Landing at Rocklyn in Clemmons, NC. We have been in our new home for about 2 months and are loving it. From the day we walked into the sales office and met Maria we were sure this was the builder for us. She was nice, knowledgeable, and very approachable. She showed us several homes and never once pressured us to buy. She answered any questions we had very quickly and followed up with us. We had to change our closing date twice due to unforeseen complications with the selling of our home.

    Both times I contacted Connie at DR Horton in the mortgage department and she changed the dates with no problem. We also cannot say enough about the construction manager Robbie. We had our new home inspected (which was their suggestion) before we closed and he found a few small problems (which I think they have to). Robbie fixed them with no questions asked. During our one month walk through, Robbie addressed every issue we had and even fixed the problems he could right then. I would highly recommend purchasing a DR Horton home.

    I have to say I was beyond ecstatic when I purchased my first house. A lot of reviews state one of the cons to D.R. Horton is the inability to customize the purchase. I found this to be a plus when purchasing my fiRst home (I was able to make it my own as funds became available). I loved everything about my newly constructed home until someone moved into the unit with a sharing wall of my townhouse. For spending $250,000 the last worry on my mind was the fact I would constantly hear my neighbors. My cabinets, dishes, and mirrors shake on a daily bases for hours on end. I have spoken with the family next to me and they inform me that it is just them opening and closing cabinets in their kitchen (They gave me their cell number and every time the wall would shake I would contact them).

    I am sick to my stomach because I put my savings into this house and I cannot relax due to the fact I hear everything my neighbors do. I fully regret my purchase. Buyer beware the party wall between units is far from sound proof. I truly love everything else about the townhouse, however, I have no serenity or peace when I am home. To no exaggeration the walls vibrate whenever the family adjacent to me does anything in their kitchen or anything in the rooms which share a wall with my unit.

    I debated if I wanted to leave a review. I waited until my emotions were in check. DHI mortgage has ruined my dreams, desires and possibility of becoming a first time home owner. During a little over a 2 month period, we did walkthroughs on the home we separated, we were congratulated for our home purchase more times than I could count, our closing date was moved twice, to then be told by the most cold, unprofessional person they call a loan officer that USDA was off the table for us and we needed to come up with over $7k downpayment. Like magic, why wasn't this communicated to us 2 months earlier? Why the constant congratulations? Why the wasted time going to walkthroughs and signatures after signatures?

    As a first time buyer, I don't know what programs we could have been eligible for downpayment assistance, the loan officer didn't even mention this as a possibility. I called and like many times before, she didn't answer so I emailed to say we couldn't come up with that money in that short period of time, therefore couldn't proceed with the loan. I received the most unprofessional and cold reply saying, "Well maybe next year you can come back." REALLY? I've been working in the customer service industry for 8 years. If I replied to a customer like that, I would lose my job the same day. So the fact that this company is represented by people like this is so disgusting.

    We had visited many other builders in the Conroe Texas area, but I really liked D.R. Horton homes. After this? Never again will I consider them. This experience has stained and ruined my dream of owning my own home. At least in my rented apartment, the office employees and management are held to higher customer service standards. We're at a limbo right now, not sure if we even want to buy a home. Thank you DHI, for the worst and most stressful experience.

    I purchased a new build home from D.R. Horton in November 2019. On our final walk through I noticed our back yard was wild and still needed to be bush-hogged to be usable. The plants and grass were over 6 feet tall. The new build manager Jeff told us that they would take care of it after we moved in and to not worry about it.

    After several months of D.R. Horton not coming back to bush-hog, we decided to try to fix it ourselves so we could use the yard for the summer. We paid someone $250 to come bush-hog and smooth out the dirt for us. They attempted to fix it, but found lots of concrete construction waste buried under the surface, a huge ditch had been dug into our yard, a concrete berm had been built, and a concrete drainage pipe was buried under our yard. All of this was undisclosed to us at the time of purchase. The person we paid to fix it could not, because he said it would take extra heavy machinery to deal with the buried concrete, ditch, berm, and concrete drain. He estimated it would cost thousands of dollars to fix.

    Meanwhile, the ditch and standing water caused us to get swarmed with mosquitoes all summer and he had to avoid going outside altogether. In May 2020 I filed an official complaint with D.R. Horton about this issue. I never got a phone call or email response from them. Later, Casey (a customer service rep) told me she forwarded my complaint to the new build manager and the area manager but they chose to ignore it.

    On July 10th, 2020 I asked a neighbor for the new building manager's name/phone number because Jeff no longer worked for D.R. Horton and D.R. Horton corp wasn't responding to my request for help. They gave me the phone number for Lawrence. I called Lawrence and explained to him the situation. He came and looked at our property and agreed it was a mess that should have been fixed by D.R. Horton. He said he would have his crew come out and bush-hog, grade the dirt to fill in the ditch and holes, level and smooth things out, and seed the yard with netting so that it would grow like the other houses around us.

    Weeks went by and nothing happened. My husband called him again and we were promised that we were on a list and would be taken care of soon. More weeks went by. Again we called Lawrence and he said any day now things would be fixed. More weeks went by and we called Lawrence again. He said he did not have time to deal with our issues because he was too busy taking care of the new builds in the neighborhood and we should contact the general office to schedule the work.

    Upon Lawrence's request I submitted a new form with the home office for the work on 9/1/2020. We received a reply back from them that since our issues were more than 10 feet away from our house they would not be fixing them. I replied back to them that we have lived here for 10 months and have been promised the entire time that D.R. Horton would fix our yard, we just needed to be patient and give them time. I reminded Casey about all the promises from various D.R. Horton employees over the months, but she doubled down and said they will not be fixing the issues.

    I filed a complaint with the BBB, **, Consumer Affairs, Yelp, and Google Reviews for bad business practices and deception. It is not right for a company to promise something to get you to buy their product, then not deliver. I spent $250k 10 months ago with this company and as soon as they had my money they split and left me hanging in the lurch. They have dragged this issue on for almost a year to finally say they will not be making things right.

    Updated on 09/24/2020: I am posting a second review. This one is specifically directly at the poor corporate climate of D.R. Horton and its associates. From the top down it is nothing but a huge runaround. Online Customer Care acts like they are trying to remedy the situation but does nothing. The Tampa office, who we are dealing with directly. Even after Customer Care “reached” out to them we got the same response, WARRANTY DENIED! For a company that builds houses and deems themselves “American” they sure take little to no pride in their finished product.

    For them to even consider that leaking windows are acceptable in a home we bought brand new from them directly. Which we have lived in for 2 years and 4 months, is completely completely ludicrous. It really shows how poor their corporate climate is. From the top down not a single employee cares about quality. Do yourself and your family a favor and stay away from D.R. Horton Homes. As we will now be paying out of pocket to fix/replace our window issues. Not to mention any further issues that arise from their poor quality. We even had water permeate our garage wall when we first moved in!!

    Original Review: I've lived in Florida my whole life and this is by the shoddiest home construction I have ever seen (I used to work construction in HS). Door trim cut to high leaving gaps between floor and jam. Holes in the drywall that they patched over with only putty. Cracked stucco and poor concrete work in general. We are now having a second window leak, the first one leaked within a year of living in the house. Now D.R Horton is refusing our warranty claim and they say leaking windows are only covered for 1 year.

    Do yourself a favor and do not a buy a home from this terrible company. Over 50 people from our Del Tierra neighborhood are suing. This company cares about one thing, and one thing only. Their bottomline for that year, they do not care who they hurt or who they leave with a defective home. I've lived in 5 new homes, 2 old Florida homes, and countless apartments. This is by far the worst Craftsmanship I have ever seen.

    After signing the paperwork my wife and I were completely thrilled, and then this horrid story starts. A few weeks after signing the paperwork we realize the incompetence of the lender which is also owned by D.R. Horton, For some reason they couldn’t keep track of the paperwork I would send in via email. I was repeatedly asked to send the same documents three and four times. Fast forward through that major headache just to have our closing date pushed back because of the contractors they hired to build this home failed numerous inspections, Not once, not twice but, four times in a row.

    Well we thought it was all great once we were able to move in, unfortunately we were wrong. Shortly after moving in we realized there were a few problems, to be expected with a new home build. The construction manager asked me for 30 day Punch list which we provided. Here we are 59 days later and the list is almost as long as the day we gave it to him. We have been in this home for 87 days now and we have realize there is a major air-conditioning problem. I’ve paid numerous companies to come out and diagnose the issue with them all giving the same answer, the AC system is simply too small. Apparently it’s undersized by almost 1 ton. I even went as far as having a manual J done by a third-party company just to make sure I have my information correct before I presented the problem to the builder. I tried to reach out to the warranty department and I got nowhere.

    Promised phone calls that never happened provoked me to write a review on the Better Business Bureau website. Well, that got a response! I had someone call me from the AC company that installed the system to tell me there was nothing wrong with it. He was extremely rude and threw many insults my way. I tried to reason with this guy and explain that I’ve had 6 or 7 different contractors come out and also had a manual J done proving my information was solid. He didn’t want to hear it, instead he demanded to meet in person and show me some papers trying to prove his point. I declined, his paperwork is manufactured in house. They can manipulate it in anyway they see fit that’s why I had a third-party produce the information. So for now, we continue this battle until the problems are resolved. Honestly, we love this house. It is truly a shame for them to be so deceitful and intolerant of people’s concerns.

    I have been in my home for 8 months and it has been an absolute nightmare. The quality of workmanship is just absolutely atrocious and the Horton reps just shrug it off. My carpet and padding had to be replaced because their project manager does not bother to check on the subcontractors to ensure they are using what the homeowner pays for. I am not sure if this is criminal but it is fraud at a minimum. My entire hard floor grout had to be stained after about five visits from various people. I could go on with horror stories but my real message is do not buy from these people. They do not build anything, they "manage" a litany of sub-contractors and quality/consumer is not their primary objective.

    We purchased our home almost 3 years ago, thought we were excited until 2 years later & realized how cheap everything was in this house! The stove, fridge, dishwasher are all inexpensive, just throw it in type appliances. There is also a jungle in the rear of my home, pass my property line that should have been cleaned out before the home was build, now I'm spending thousands of dollars trying to remove 60 trees that are full grown, destroying my property. Calling DR Horton is a waste of time because no one cares about you after you close on your home. I say, chose another builder!

    Over a year after moving into our new DR Horton home we are still battling this company with getting our punch list items corrected. There are so many items defective in this new home and the company doesn't seem to care. If I could one word of advice to anyone considering a Horton home it would be RUN! Everything from improper wiring, cracked driveway, the worst trim finish you can imagine, tile installed wrong and bathtubs that were not set on a mortar bed. Even one of their reps stated to my wife that we bought a home in which we shouldn't expect good quality.

    I purchased my 4 bedroom, 2 bathroom, 2 car garage corner lot on in a hill in June of 2019. I was in heaven. July 2020 I just entered hell. In December of 2019 I experienced my 1st issue with the septic system. Since then they have been out twice. Right now I’m in the process of hiring a company other than theirs to inspect this system. They actually told me not to use toilet tissue in the toilet. As we speak I’ll also hire someone to I guess empty it yet again. I was told by the warranty department it’s my problem after the last time they came out.

    When I emailed the construction VP he had the septic company call me to tell me it was the proper size. My research says otherwise. It’s supposed to handle 8 people. Only 2 adults and a child reside here. Do your research before purchasing a home from DR Horton. Had I read reviews I’d have gone with an alternate builder. I may have to consult with an attorney. It can’t possibly be my problem after residing here barely a year. Every business has lemons. I may very well have gotten one.

    We purchased a new D.R. Horton home July 2019. After a few months of being in our home we noticed our fence was starting to fall. We let D.R. Horton numerous times and only to be told it was our problem. The fence posts are splitting and rotting and were put in a brand new home like that. After numerous complaints, we were advised again that it’s still our problem and it was normal. As we started driving through the neighborhood we noticed multiple houses in our phase with the same issue and some fences had even fallen. So now here we are, a brand new home and have to buy a brand new fence. We are now seeking legal and want to warn you all that if you purchase a new home through D.R. Horton, plan on also purchasing an attorney like we had to do and a few other neighbors.

    My wife and I purchased a D.R. Horton home about 5 months ago, and I have to say, at least so far, we’ve had no bad experiences with the company or the build of our home. About a week into living in the home, we had plumbing back up, but we called our subcontractor who worked on the plumbing to come out using the emergency number and they came out and fixed it right away. Thankfully, it turned out to just be debris caught up in the lone. There were a few cosmetic issues during the walkthrough that we wanted addressed and they were, very promptly, by our superintendent. Then about a month after living in the house we discovered a couple more minor cosmetic issues that, again, were quickly and promptly taken care of by the superintendent, Keith.

    We had a couple of tiles with smudges on them during the walkthrough and Keith immediately had the subcontractor who worked on the house come all the way from Orlando, about an hour and a half drive from our neighborhood, come out and fix it. Keith was very professional and understanding through the whole process, knowing this was the first home my wife and I would own together, and was always there to address any concerns or issues we had. Very professional with a great attitude and making sure any problems we had were taken care of right away.

    We had also heard of problems with their mortgage company and preferred lender, but the communication and process with us was smooth and painless. Paul, who showed us the home, was the best. He still, to this day, several months after living here, checks in with us and makes sure everything is ok. We came by the house every weekend to make sure things were coming along well and he never was bothered by or minded us doing so. All in all, so far we’ve had no issues and the home appears to be well built and we love it. Subject to change down the road, of course, given wear and tear, but everyone with the company that we’ve worked with has been nothing but first rate. Would recommend based solely on our experience as of right now.

    We purchased a new construction by DR Horton in 2013. We have had 3 major problems now, some appear to be common occurrence with this builder. The day we moved into our home - July 31 - heat of summer - our AC wasn’t cooling. After THREE calls within the first few days of living in home, we discovered the siding contractor had nailed through AC lines.

    Shortly thereafter, we discovered a roof leak, due to the roofing contractor neglecting to seal around vent caps and flashing. They also did not install the ice/water barrier. Now we are experiencing MAJOR cracks in the exterior brick on two sides of the home and cracks on interior wall. The drainage has also been an issue with our entire neighborhood. We had French drain installed, but still experience poor drainage. As do most of our neighbors.

    This has been a very disappointing experience for us, and will be the ONLY DR Horton home we EVER own. Poor quality workmanship, cuts corners, slow response times and overall general lack of service or concern for their customers. Wish we had done more research before purchasing this home. Hard lesson we’ve had to learn. Very sad to see our 7 year old home LITERALLY FALLING APART.

    MANY in our new neighborhood in Florida (Orchids at Cypress Creek in Sun City Center, FL) have had issues with our flooring. Most with second level homes have uneven, creaky flooring. When you open a warranty claim, they send a DR EMPLOYEE and NOT an independent contractor who come to your house and act like uneven flooring is normal. This is the second time I've had to have them come out to "fix" the floor- discovered another area that is also uneven. I HIGHLY recommend you get a HOME inspection as multiple people in my area are having the same issue. They hire the absolute cheapest workers who do shoddy work.

The sales concept is designed to lure buyers with lower then average pricing, compile multiple Buyers for the same property then drive the price. This builder builds a substandard product that is not close to what you’ll see in the models. Please do your homework - look at the all listed reviews and Better Business Bureau (BBB) complaints before purchasing from this builder. It will save you valuable time and unseeded stress. You are making a big purchase that you will probably have to live with for life. Don’t make the mistake of waking up in a home that you won’t be happy in because of some type of buyer's remorse that you have a great chance of getting with this builder.

    Our sales and building team were excellent. The quality and workmanship is very good. Our complaints are with the HOA or DR Horton employees controlling the HOA. They are not moving forward with opening the Community Pool and Clubhouse. The excuse is Covid19 and their risk. As homeowners we have no power to make this happen. We are paying these HOA fees and are not getting the services we were promised other than lawn mowing. People here are very angry and are now putting up signs saying to open the pool. We want answers not excuses.

    I bought my Horton home on 5/15. It's a really nice home in a nice area. There are a lot of defects and most of them aren't being fixed because the contractors aren't being allowed inside (at least that's what the superintendent told me). That's all fine, these are difficult times and I'm not sweating the small things. However, after living there a week we notice our sump pump constantly runs. Our water usage is 4x the average in our neighborhood. I talked to the office a week after moving in.

    A week later I talked to the superintendent again. I was told to verify my sprinkler timer and that I should expect to use more water for new sod. All valid points, but 50000 gallons for 2.5 weeks on a small lawn is insane. Here we are six weeks later. My sump pump is constantly pumping water from my foundation. Even if it hasn't rained in days (it pumps A LOT of water out every 10 minutes) Horton is saying that just means the pump is working and gave me a formulas for water usage in my system that adds up to 850 gallons per cycle and 70000 gallons a month.

    I calculated the max water flow from the system based off the flow from each head for the amount of time they run per cycle. This worked out to 140 gallons per cycle it 19000 a month. Since I only used my system for 2.5 weeks it should have been closed to 13000... I was billed for 47000. This is causing serious structural issues for my house and sidewalk. My grass is also not a swamp and dying from drowning. Horton has not doing more than 5 minutes investing my issue in 6 weeks and they won't even respond to my service requests.

    I bought a new home so I don't have to do all the work for major issues and now I'm forced to take care of this myself and deal with the long legal road ahead. I've spent all my free time since moving in trying to get them to fix this... The amount of time and energy I've put into this is staggering and absolutely zero effort on their part even after contacting the corporate office. Avoid buying from D.R. Horton if you don't enjoy losses on your investment and long legal battles.

Her voicemail is always full and she doesn't return text. And, the HOA is terrible.     I purchased a DR Horton home in late 2017. I purchased one of the first homes built on the street that I live on so I didn’t have very many neighbors. Since the purchase of my home I’ve noticed black rings in my toilets and thought potentially it was from all the construction around my home.black you coming from my faucets and growing in my toilets very quickly. Lately, I’m noticing black slime under my faucets I could not see before. It appears there is mold growing in my pipes. I had the county water service test the water and it is fine. I had to have my dishwasher replaced twice due to leaks. When I called DR Horton about the potential mold they basically told me it was my problem. They wouldn’t even come out since I was barely past my two year warranty. This is a health issue and I’ve contacted an attorney. It seems these type of things happen with them often.

    We bought a DR Horton Bristol. The build phase was supposed to take 4 months, and ended up taking a little over a year. Our backyard has been unusable since we moved in which was in March of 2020. The grading and seeding never took, and our back yard floods whenever it rains. Communication and responsiveness from DR Horton since closing has been abysmal at best. The quality of the subcontractors used by DR Horton is the bottom of the barrel. The drywall and paint work in our house is awful. They have come back several times to touch up, but it has got to the point that it's not worth having their crews come into our house, because it is easier to do the work ourselves. Their landscaping/grading crew not only do a horrible job in terms of quality, but they have spoken to me very poorly on many occasions.

    We have had some damaged components on the house, which DR Horton promised to replace. They replaced them with new damaged components. Buying a new home should have been an exciting experience, but DR Horton certainly put a damper on that. It amazes me that so many folks in our development, the overwhelming majority of homeowners are frustrated with DR Horton. In hindsight, I should have spoken to some homeowners in the development before signing a contract with DR Horton. Do yourself a favor, and ask existing homeowners about their experience with DR Horton before proceeding. If you do proceed, expect poor workmanship, lack of integrity, and very little follow through.

    Hello D. R Horton, It’s Mike ** again. I just wanted to send a quick follow-up, To let you know that everything in my home has been fixed. This is been a very long frustrating and aggravating process. unfortunately, it should not have been handled this way and it has nothing to do with COVID-19. This is more of a lack of good customer service/management. It appears that the issue is DR Horton is looking for quantity and not quality when building their homes. I had to go to the extreme of putting a for sale sign by the owner, to get my house fixed.

    I am actually overwhelmed with the number of potential buyers Interested in buying in this neighborhood, some inquired as to why I was selling my home in this new development. I had multiple showings, people were surprised when they entered my home and saw how beautiful it was but couldn’t believe that there were so many things that the builders did incorrectly. I will be removing the sign effective today now that everything has been resolved.

    Below are the things that finally got fixed!
    Broken window
    Plumbing issues
    Upstairs flooring issues
    Cracks and holes in the ceiling
    Nail pops
    Crack trussell in the attic
    Issues with the shower
    Damage siding

    As you can see there were multiple things in my home that needed to be fixed. Again I wanna reiterate quality versus quantity is what DR Horton need to focus on. I called DR Horton‘s warranty department, I did not get a resolution, I was told multiple times someone would call me back never got a response. Finally, I reached out to customer service at corporate and then I got a callback. I was constantly told I’m still working on the issue after months no follow up. My advice to homebuyers, always Google the builder. Thank you very much.

    I haven’t close on our new home and I’m already frustrated! No one returns calls! Not even an acknowledgement the call was received. Waiting weeks for simple questions. No communication between contractors. No management verifying is all going well... I was told my A/C unit will be on the side of the house but half of the installation was made to the back of the house and the other half to the side!! Is been sitting around like that for months now they are just running tubes without protection. My messages being ignored for weeks. I even left messages asking to verify easement for the back of the house for my pool contractor and it took weeks for them to say ‘contact the city’. I’ve been dealing with several people in different offices but their common practice is to ignore you for weeks! I’m having second thoughts if to close...

    I closed on my home today from DR Horton. I am highly, highly dissatisfied with the service and the process of the home buying experience I received. There are still several items that were not fixed at my final walkthrough. The items that were fixed were done very shoddy and very substandard. This a brand new house that look like a rental property due to the patchwork job in the frame that was conducted. There was a baseboard that was separated from the wall and instead of fixing it properly it was filled with caulk.

    There are issues with the house that were not disclosed to me until the day of closing from my sprinkler to my fence to my grass, to no locks on the bathroom door. I feel manipulated and used by DR Horton which is sad because DR Horton has a reputation for building great houses, but this was the worst experience ever. I could have went to several different builders in my area and I chose DR Horton but this was very unacceptable. This has made me never want to buy a house from DR Horton again. As a veteran who served 20 years and as a home buyer this process from beginning to end was frustrating. The day of closing was very unorganized from the paperwork not being sent to the lawyer on time, my wife not being on the deed to me not receiving my earnest money back on the day of closing.

    We made three different attempts to work with DR Horton in Altoona, IA. Mitch might be the single most unprofessional person I’ve encountered. After reading all these reviews it looks like we dodged a bullet. We offered full ask on new construction, only be told the price would now be almost $9K more 24 hours later, then offered full ask on completed home, used preferred lender, only to get email saying they now had 2 additional offers and wanted Best and final. Drove over to office and was told only one other offer...lies, pulling numbers out of the air, and tainting the process. We’re approved, ready to spend money and couldn’t be treated ethically and fairly.

    Moved in 3/30/2020. The house was NOT ready regardless of the walk though a week earlier and a punch list being done. We brought up concerns and were told, is the house structurally unsafe to live in? No, but aesthetically it was terrible. We HAD to move in as our old house was sold and the military had scheduled the move. Moved in and 3 days later the toilet leaked, told it wasn’t an emergency since COIVD-19 was happening and we have 3 other bathrooms. They did sent a plumber out 2 days later after complaining and found out the toilet was installed too close to the wall and the toilet had to be pulled completed out and the flange reset.

    Dishwasher also leaked and installed crooked, wires and pipes showing and my control panel was damaged because of the poor install. Had to call Frigidaire since we had moved in. It’s STILL crooked. From the faulty install the screw damage the control panel and then they reinstalled and cracked my cabinets. It’d been a comedy of errors. There is paint ALL OVER my tile floor, carpet is crushed, stain and paint on carpet, cracked tile, wall paint on the ceiling, ceiling paint on the walls, all my hardware was painted over, doors don’t latch, sliding glass door don’t slide, hand prints in the paint on the front door and bathroom, paint and damage to kitchen and bathroom cabinets, wrong brand of appliances installed, no filters on the microwave.

    The grade in the yard causes flooding and the sprinklers were installed in the neighbor's yard. Has taken almost 3 months to get anyone in the house to begin work and then they send the laziest, rudest people there are. They arrive at 1030 and leave a 4pm and They don’t have the supplies they need and spend more time on the phone to supervisors than working.

    It’s now been 2 weeks since they began work and so hard my sliding glass door opens and my yard is a bit more level. Paint is still a mess and we are on the 3rd set of painters. STILL do not have the right appliances and being told they are back ordered for 200 other houses waiting to close and did I want to be 201 on the list.

    This is our retirement home, my husband is a disabled veteran and we are being treated as second rate people now that we signed the paperwork. I believe we might eventually get it all fixed, but it a fight everyday and a huge inconvenience having people in the house all the time, moving furniture and appliances. Buyer beware. DO NOT MOVE IN OR SIGN ANYTHING UNTIL IT IS RIGHT OR IT DOES NOT GET DONE.

    All 3 toilets needed to be replaced shortly after warranty expired. Microwave broke 1 month after warranty ended $700, had to buy extra fixtures and pay electrician $550, because lighting was so poor, undermount sink fallen out of granite, had to pay $100s to redo and secure other sinks before they fall and rip out plumbing, gas fireplace took $300 to convert from wood burning to using only glass, railing falling out of wall, shelving are cheap and warped. If you want a house to enjoy to at least 3 years without headache, DO NOT buy from Dr Horton.

    I purchased my new D. R. Horton home in October 2018. Before closing they made promises to repair cracks, nail pops, general wear and tear, and anything that may occur within the first year. I found so many things to be wrong after closing. The warranty form and department are a joke! I've submitted COUNTLESS (I have a record of dates, times, and complaints) requests and haven't received ANY feedback via that channel and it's June 2020, for perspective.

    I reached out to Dorian, the agent on property who sold me this home, on many occasions. I'd get empty promises of a contractor coming. I've taken several days off from work to wait for them and nobody ever showed up, called to confirm, or cancel. That happened several times. I submitted the request for my 11 month follow up 3 months prior- again it's June 2020 and no answer.

    Aside from a lack of follow through, professionalism, communication and customer service, here's a comprehensive list of what's wrong with my "brand new" house (Packard):

    1. COMPLETELY missing a window ledge on front bay window- someone came to install it but never returned to paint it
    2. Carpet lifting in multiple places from improper installation, posing a trip hazard for my young daughter and I
    3. Large cracks in multiple walls
    4. Tons of nail pops from settling
    5. Tray ceilings cracking
    6. Shelving in island not installed properly. They forced it to fit around the electrical socket so it can’t stay on the bracket

    Don't be fooled (like I was) by the new smell and fresh paint. The craftsmanship is horrible. You're literally trapped after closing. It's like they avoid you long enough to ensure the warranty is expired. If I could do it over I would choose a different builder- without a doubt! I also work in customer service and can assure you that I'm not leaving a bad review because I didn't get my way. I'm letting you know they won't even listen to/ read (via warranty req) my concerns, let alone fix what they're responsible for. PLEASE save yourself the hassle and choose a builder that cares. D. R. Horton does not.

    Half of our entire brick wall is missing brick tiles which connects the brick to the veneer. We are now needing to pay thousands of dollars to have a masonry fix this as we are selling the home. They will not fix this issue as it’s not a major structural defect which is all that’s covered in the remaining warranty. Why should we be out thousands of dollars for their builder's mistakes? Horrible customer service.

Sockets installed incorrectly, caulking job incomplete, condensate line broken off in wall, planted landscaping a square foot away from irrigation. Water damage within 30 days... need I go on, stay the ** away from DR Horton cause you will be stuck correcting everything they are to unobservant or lazy to care about. Crooks.

    I love in a wonderful neighborhood with even better neighbors but DR Horton has been building behind us. Since then their workers have stolen items from my neighbors' yard, they have devalued and damaged our property. Their superintendent is not addy all willing to take any responsibility or work with any current homeowners in any way. He is verbally attacking and argumentative with any problems. They cut corners on supplies and install the very cheapest products available. If you see a DR Horton, Express Homes or any other company name they may make up, Be Aware. They trash their own name then just make up a new name and keep building. Despicable!

    BEWARE OF D.R. HORTON HOMES** We closed on 6/5/20 with some of our walk through items incomplete. I gave them an extra week but still some things weren’t done. We moved into our brand new home on 6/13/20. Our first night in the house we noticed the downstairs toilet bubbling when the upstairs one was flushed. So began our nightmare. A plumber came out Monday and it’s a bent pipe. They will have to cut the floors up to fix it. Possibly remove the island. The floors will have to be redone.

    We will have to move out for a week or more. We noticed water pooling at the side of the house the next morning. We cannot shower, use the tub, wash clothes without someone watching the downstairs to make sure it doesn’t flood the houses. We have to plunge the downstairs toilet for solid waste. I emailed the head construction manager about the next steps to address this. No response. This is just the major problem. There are a dozen others that we’ve noticed in the week we’ve been here. Our new home has become a nightmare.

    While I understand this product is not their Emerald Homes quality, it still cost $250,000. That being said, we expect better quality in construction of our home. I like the neighborhood, and I like my home, but there are some problems with the construction. We've only been here under 2 years, and already we are having issues. The window frame had been repaired once already prior to moving in, and it is coming apart again.

    I also recently installed a water softener, and the person who installed it stated that it was a wonder my plumbing passed inspection since the builder used 3/4" pipes instead of 1 inch. I have noticed some sluggishness in the pipes as well. The shower door was not installed properly and there is about a 1/2 inch gap at the bottom. Just one minor detail that needs to be replaced. They also did a poor job of grouting in the kitchen and master bathroom. I also wasn't happy that we had to seal the grout throughout the whole house ourselves.

    The driveway cracked and they did re-do a large part of it as well. Lastly none of the items promised to be completed during walkthrough, i.e., weeding, power washing of exterior, replacing of cracked light switch covers, removal of paint on tile in bathroom, etc., were done. Anyone thinking of buying an Express Home from DR Horton should look at everything closely before closing.

    I bought my house in 2012. After the first couple of weeks my kitchen sink fell in. That was fixed the next day. Tile cracks and fixed but sloppy. In 2019 the front bedroom had a leak from the wall. Well when they came out to fix it, it was found that a staple had punctured the pipe and it had been slowly leaking until it just flooded my son's room. The boards were warped and tile baseboard fell apart. Well this was fixed but soon I started to hear banging in the walls, after flushing the toilet or shutting off faucets, just a bang coming from the wall. I thought, water hammer, but not it.

    I called the individual I dealt with and he has yet to call me back. It's very frustrating because it could cause more damage to my pipes. Oh, and the front and back bedrooms are very hot in the summer and very cold in the winter. I just realized after taking the picture of the busted pipe in the front room, there is NO INSULATION in the front and back bedrooms. I WILL NOT BUY ANOTHER DR HORTON BUILT HOUSE AGAIN. VERY DISAPPOINTED. Still to this day, no return call from the representative.

    Updated on 02/10/2021: I wanted to update everyone on my experience with a new DR Horton Express home that I've been in for 15 months now. I am attaching pictures of their shoddy work, their shoddy repair work, their shoddy building. Please do not buy a DR Horton home.

    Original Review: I wish I would have done more homework and followed my gut when buying this new DR Horton Express Home, I have had nothing but issues since day one, first time I used the dishwasher it exploded, a loose wire on install, was down for a week. On my first walk thru it was raining and water was swirling around out in the backyard, red flag, I was concerned and should of stopped there, but they said the sod would fix that, it did not, all the rain water flows into my backyard from the two houses beside me, the way they graded the lots, I have asked them to fix this several times, and they have not, tell me it is to code, my backyard is always wet and soggy, side yard where my condenser sits as well.

    We had a thunderstorm a week ago and it became really bad, hoping to attach pictures at end of this review. Called warranty manager again and he said b/c a flash flood warning was issued it is not their problem. Answer unacceptable, last call, filed complaint with BBB yesterday, and contacted 2 attorneys for consultations. Water is also seeping under the cheap vinyl flooring by my back slider door, that is just glued to the cement foundation! OMG can it get worse? Now I feel I might have a foundation problem and need to spend my own money to get a different set of eyes on it, this was the biggest purchase of my life and all I want to do is cry. I so do not trust DR Horton, been reading terrible reviews on them now, lots of lawsuits with shoddy building. Take your money and run somewhere else other than DR Horton Homes!

    When we purchased on 03/01/16. No one did a walk through with us. We did our own. Reported everything and only one thing on the check list was fixed. Then tiles all over were cracking and hollow. Called DR Horton Warranty Department about the tiles cracking and grout crumbling. What a joke!!! Never filled the hollow tiles, tiles that were replaced cracked again and still cracking in areas we never walk on!! Not to mention the first thing when noticed pulling in the driveway was a window that was not even squared and could lock! Now we are dealing with horrible windows that even locked are allowing the outdoor humidity in which is running our ac to death.... 2 components replaced last summer. We have now purchased a dehumidifier due to the humidity leaking in from the windows and front door which is warped!!!!

    I gave up on reaching out to them because people wouldn’t show up for small stuff but report they did. Let’s talk about electrical.... From the get go if I plugged in my vacuum cleaner in the living room it tripped breakers. They sent someone out and they added another breaker to the box. Still didn’t help!!!! The concrete in the driveway and lanai cracking everywhere... They sent someone out and said that it is not nickel wide so they won’t do anything about it. I have more but they don’t care!!!! Build and cash in!!!! Even knowing I was going through breast cancer treatments and my husband is disabled!!!!

    They even put the wrong screen on our dryer vent and cause issues and the contractor told my disabled husband to get on the roof and remove it!!! Heartless company and only in it for the money. No one called to follow up on the so called half ** repairs!! Oh ye let’s not forget the popping of cinder blocks we hear every night. So sad!!! This company should be shut down!!!!

    We are happy with our neighborhood, and the people in it. We are not happy with the construction. Please look closely at everything before purchasing a house from DR Horton. We have walls that are at odd angles, vertical walls that have bulges, windows that were never cleaned before moving in, and we are being told that these things are normal. These are not normal for reputable construction companies. I grew up working in and around new construction and these flaws would never have been allowed.

    I signed my contract in February. My closing was in April. During my walkthrough I told them what needed to be fixed. After 1 week they didn't fix anything. 3 days before my closing I told them I wanted to postpone the closing. They promised me that my house would be perfect and they will send 100 people to finish it if they had to (liars). They sent me to my lawyer to sign the closing and when I came back nothing was done. They said I had to wait 30 days to submit my warranty.

    There's water from my shower running on the vinyl floor, apparently not an emergency request, my floor, pantry, roof, irrigation system needs to be fixed. My brand new Whirlpool range was leaking gas, my refrigerator compressor was loose. After my 30 days here I submitted my warranty and now because COVID 19 I have to wait, but the virus didn't stop them from taking my money. Too bad I didn't do some research before buying a brand new house. $263,000 for trash. Really frustrated and disappointed. Worst customer service ever. Don't spend your money in a DR Horton house and save a big headache.

    My experience was phenomenal. It started off with our sales Rep Dosia T, she was awesome. Always available even on her day off. Love love her excellent customer service. Highly recommended ❤. My next was my Lender Samuel M, who later acquired my account due some mishaps. But it was quickly rectified by him he too. Magnified excellent customer service and thorough explanation of each document it acquires. Never made me feel like I was bothering him. He too is highly recommended and behind the scenes were HBC representatives Easter L and Evelyn S, and I can't forget my wonderful loan processor BH and the builder Mark T. Man what a great guy. He explain our home to us. Very thorough and patient. I even saw him after I close. Had a question. Came over while he was working on another stop to assist. Wow. I can say anything else except I had an wonderful experience.

    The worst company ever!!! They will not stand behind anything. Lawsuits left and right. The walls fall in new homes, lots are not graded and sinkholes are huge!!! Rat infestations and their customer service is a joke!!! They refuse to fix the rat issue and state it’s not covered by warranty!!!!     If you are thinking about a DR Horton home- RUN! There were so many things wrong with our home- the list would bore you. They would say that things would get fixed- but they never did. Contractors were late, didn’t show up, or stayed until 9:00PM. DR Horton changed a major aesthetic feature of our home without notifying us of the change. After dealing with them for months, we gave up. Our mental health has been seriously affected since day one. I am a teacher and my husband works for a teacher’s association. This was supposed to be our dream home.

    Do not buy a new build from DR Horton. The new homes they build have inferior construction and they refuse to honor their warranty. My house is 1 year old and crumbling. They did not put chicken wire beneath the stucco so it won't stick. The stucco keeps falling off of the house leaving holes where you can see the wood underneath. DR Horton said this is just a cosmetic issue and won't do the fix the contractor they sent out suggested. So much for having a weather resistant home cause air enters and escapes through multiple openings at the roof line.

    We also have deep cracks along the sliding glass door that they have never bothered to deal with. They tell you to fill out warranty requests online but they never get back to you to fix the problems. They stall until the 1 year warranty period is passed. Do not buy a house from these crooks. This is the worst mistake I ever made. I can either live with a house with multiple holes in it or abandon the place and default on the loan. Don't let them put you in this position.

    This company is horrible. First month in the house, I start sinking into my front yard, they cracked the main water line to my house. Giant holes and no garage or driveway for a month. First rain. Several leaks in our roof. Times in the past 2 years for the same areas which they have not fixed. 1.5 years in the plumbing starts backing up turns out they cracked the pipe leading to the sewer fixing the water main, AND THEY NOTE IN AN INNER OFFICE REPORT IT'S CRACKED but they don't tell me. The pipe disintegrates causing the back up and I'm out of pocket $300 to get my own plumber just to.prove they messed up. Another 2 months with giant holes in my yard. Now guess what, the same spots in the roof isn't fixed and they are trying to tell me even though I've reported it from month 1 that it's my problem. They hire arrogant unqualified workers and do everything they can to get off without fixing their messes.

    From the start of my purchasing my condo in Sparks, Nevada, at Wildcreek, I have experienced lying from the sales reps. Upon weekly inspections, we found faulty work, holes drilled into support beams, in the wrong areas, and when these issues were brought up, they were corrected, but what if we didn't check every couple days? Our washer & dryer would have fallen through to the 1st floor.

    After many complaints to DR Horton, nothing came of my issues I asked to repair. Now at exactly 2 years after my purchase. I found out that, the granite countertops that were installed, were not laid on top of particle board or any board at all. The granite was laid on top of the cabinets, and now are cracking. This company is the worst, and most cheap. Yes, this complex was called an "Express" build. But the inspectors should have never let these condos be passed through the inspection. So not only my kitchen countertops of granite are not installed up to code, so are my bathroom countertops. When I had a professional granite installer come look at my issues, he could not believe what he found. I am reporting this to the BBB, and to the Nevada State Contractors Board.

    DR Horton was decent during the sales process. Construction and warranty repairs is the issue here. The warranty tickets seem to go to outer space. If you enter a warranty ticket, you will never hear back. It's frustrating to see new builds across the street with plenty of contractors busily running around. The walk thru process was a joke. Everything is just done half-**. It is very unfortunate. We paid a ton of money for this house. It was advertised as a premium product for DR Horton. Once they get your money, you are on your own! If you have stucco on your home, then be ready for tons of cracks and settling. They say it is normal. Our last house was built in the 1970's. They used stucco on the exterior. It was in better shape after 50 years than our house that is only a few months old.

    The house is fine, but the grading is terrible. Puddles remain for DAYS after it rains because the drainage is poor which will result in mold issues, mosquito issues, and, ultimately, resale issues. It is a REAL health hazard. I've asked to have it repaired and DR Horton is telling me they won't because I had an irrigation system put in. The drainage was a problem before I had that installed and I only water 3 days a week for 1 hour (3 stations at 20 minutes each). They're telling me to have the party that installed the irrigation system fill in the low spots (that was done when the system was installed) and put down sod. To reemphasize, DR Horton has known about the drainage problem LONG before the irrigation system was installed. Almost every one of my neighbors on my street has the same problem and there is talk of filing a class action suit. BEWARE before you buy from this builder.

How drainage from other homes is channel through my backyard and an open danger drainage tunnel on our property. I got a response from DR saying I stopped the land scrapper from burying more pipes through my backyard. As a professional company, claiming to be America's number 1 builder, I expected more show of professionalism and passion for their customers. Maybe this pics attached will help give better understanding of the danger you are exposing us to.

    Original review: We bought our house few months ago and the backyard is a complete eye sore. Drainage from almost 6 houses run through our property forming a terrible pathway in our backyard. Our kids can't come out to play and we can't erect a fence either. To make matter worse, a huge chunk of our property was carved out to build the worst drainage tunnel ever seen. This is a property worth almost half a million and yet no response from DR Horton. Myself and neighbor just concluded to get an Attorney to fight this. Worst builders I have ever dealt with. Or it's simply bad management in their Gwinnett office.

    I'm writing this review in hopes others who may have to walk away from their dream home during these trying times don't get blindsided. With that said, I was under contract to buy a home in NC when Covid19 hit. Which as we all know has changed many of our lives significantly. To begin with, I currently reside in So Florida and I am a First Responder, Firefighter so most of my interaction with the company during the buying process has been online. Fast forward many emails, lender rejections, and monies spent, I was able to qualify for my dream home using my own lender which right off the bat meant I would lose the credit for not using DHI...something I was told they may be able to negotiate to help me with costs however I never saw any adjustments. Being that it was dream home and I believed I was in good hands, I told myself I would revisit that adjustment as we got closer to closing.

    My family and I were truly happy about starting our new lives in our new home in NC. Unfortunately, as closing neared my significant other lost his job, and then two weeks ago the buyers I had lined up on my current home also fell into financial hardship due to the Covid19 Pandemic. I reached to my DR Horton agent with much sadness to inform her of the situation and that I was not able to take on two mortgages, not on my own. With so many people unemployed in So Florida, there is no telling when I would be able to find another buyer and told her I would have to walk away from my dream home.

    I asked my DR Horton agent if she would please speak to management to see if my deposits could be returned. Especially since we are as a country under other than normal circumstances and I would not be walking away from my dream home for any other reason. Two days later I had to reach out to her only to hear that at this time DR Horton would not be returning any of the monies. I am shocked and surprised that a company as big as DR Horton does not have more empathy and understanding during this Pandemic. It's a true shame. I expected better from this company!

    Purchased new construction house in Gainesville, FL Chesnut Village. Major improper grading/rainwater collection issue in the backyard & by foundation lines. They did some work right before closing. Told me it was "fixed". I made the mistake of believing a big company and signed the contract. Realized a month later the issue wasn't fully fixed; still collecting lots of rainwater. Called Tampa warranty office. One rep verbally admitted it wasn't done right. Promised to help! Superintendent only did minor patch up work & none around the foundation walls. Ignored my follow ups.

    In April, I am told they won't do anything. They didn't keep their promises. I can share longer description of the problem and its history along with pictures. They also didn't keep promise about putting new sod into some dead grass areas. Promised to do in Spring, but when Spring came, they said they won't! Also for potential buyers out there, all my bathroom sinks came off in two months which is fixed now, and have a squeaky floor they couldn't fix yet! Submitted another order! But this rainwater issue is huge problem, not feeling safe and this is a new construction house bought in September!

    I purchased a DR Horton home in 2017. I am still fighting with the CSR Manager and warranty department to fix flooring that has been "Fixed" or "Repaired" about 6 or 7 times. The installers keep putting cheap vinyl on the floors. The vinyl is cheap and will not adhere to the floor correctly. It pops up and almost cuts anyone walking on it. The company will stone wall you and do everything within their power to avoid performing quality work.

    The majority of the workers appear undocumented, speak very little English, and take every short cut they can, to meet DR Horton deadlines. My flooring has been replaced six times, the last time being February 2020. It split within two weeks. The company refuses to honor or act in good faith and install a better quality flooring. This company is not interested in happy customers. My advice is to pay close attention to any documentation you receive from the company, document all conversations, and follow up on a daily basis. Otherwise, the CSR staff will stone wall and drag out the work until the warranty has expired. Frankly, I would not recommend this builder to my WORST ENEMY. For the individuals that got DR Horton homes completed as promised; I am happy for them. My experience has been horrendous. I will never deal with DR Horton again. Nor will I ever recommend the company to ANYONE looking to purchase a home.

    SCAM!!! Alert. Don’t go there. Run away as soon as possible!!!. Worst customer experience ever!!!. They show me the desire house and explain the process is different with DR Horton so we make a contract, paid 5000 deposit instead used my pre approval lender letter they requested to use DR Horton lender company named DHI Mortgage. I was assigned to Daniel ** Loan Mortgage Officer. We send it immediately all the required information. He never answer our phone calls and emails. He said all was Ok and we have a pre approval. That was a big lie. We wasted 2 months in the process and still our money wasn’t returned. When we realized we are in a middle of big scam we requested to change him and was late. The company don’t take responsibility for the actions is own employees and try to cover the mess. We are really motivated buyers and try to change the house and start over the process.

    Now we discovered the existence of a CDD linked to any property in the Rosecrest development that make taxes more expensive. Virtually you pay for the infrastructure and for its maintenance for life. We reapplied to the loan with DHI mortgage and another officer for another house less expensive. The results was negative too. Now miraculously they approved to use a external lender but no any of your choice but the one they will tell you just another part of the scam pyramid. The conditions of the loan was unacceptable. They asked for a year of mortgage in the account the day of the closing.

    We cancelled everything and requested our deposit back and so they made us see some mousetraps to sell us and get caught in a bad business. They don’t return our 5000 deposit despite being responsible for the unprofessionalism of its employees and the results of the business. Most likely we have 5000 less and that we have to take legal action and we are still looking for a house to buy. Save yourself the nightmare and don’t go there!!!

    I moved into a Dr Horton new community a year ago. The home plans are good, the lots are small and hilly. Sales was good however the quality problems are endless. Forgot to add my wife to the closing documents for starters. Very sloppy construction, obviously not a care is given to detail. Thin paint and overspray everywhere. Countless water leaks. Ceilings are are all improperly mudded. Basement was done incorrectly thus cutting into useable space. Broken bricks and tiles put in. Floors been lumpy since moved in with no resolution in sight. Cabinet finishes already coming off along with grout and glue. So many issues and my house is barely a year old!!! Pay the extra money to live somewhere else as Dr Horton homes are fixer uppers.

    I purchased the model home on March 27th 2020 in Vero Beach at Pointe West. My closing experience was terrible and the followup since then has been even worse. I contacted DR Horton's customer service and did get some satisfaction as they addressed 2 items on my list. I was promised a call from the builder supervisor and that never happened after a couple attempts on my part. I also asked to be contacted by a member of the DR Horton team responsible for these sort of things and my request has fallen on deaf ears. DR Horton already has my money so it seems they have the upper hand. The best I can do is warn prospective buyers to STAY AWAY!! Look elsewhere, because if you have issues they are often overlooked. Read all the other negative reviews from the other sites. I wish I did.

    Do NOT buy a home in a neighborhood in which DR Horton employees comprise the HOA board. They do not follow their own bylaws. They deny requests but fail to give a reason for the denial. They write new rules and retroactively apply them to requests. HOA homes themselves are quickly put together and subpar craftsmanship. Our house is 3 years old. The are already cracks in the stucco and drywall. Items used to make the house are the cheapest possible (paint, carpet, counter tops, etc).

    DR Horton is not a dream home! They sell false hopes of a New build dream home... But what you're really getting is a fixer upper! My wife and I bought our DR Horton home in March 2015. During our walkthrough with the builder we noticed the window wouldn’t shut and the framing looked off, DR Horton promised to fix, but they didn’t. We filled out many request asking them to fix with no reply and I contacted them under my warranty. Our bathroom exterior walls have mold on the siding because DR Horton used DRY wall in the shower. No waterproofing involved in the bathroom. If you buy a DR Horton home you will pay for it in redoing the construction work that was done in your home. Not sure what a warranty covers if they blame you when no one contacts you back regarding repairs under your 1-2 warranty. This is America’s home Builder!

    I bought my house in February 2019 in St Cloud, FL. DR Horton lied to us saying that the garage doesn’t come painted, when new neighbors moved in we realized that they did receive it painted and they asked us why ours did not. They also offered a community pool and cabana, they forgot to build the cabana, they also told us that they were going to plant trees in the strip between the sidewalk and the street, they did not do it either... after they sell the houses they just leave and ignore the complaints.

    We bought our home brand new in Jan 2013. It was built during the winter. We had countless problems with it in which only a few have been resolved. There was NO insulation under the house - fixed after 3 years. Carpet in entire house has buckled after 1 year. They stretched it but it's worse than ever and has to be replaced in entire house. We don't have kids running around either! Every time we turn on the fireplace it causes the upper floor joist to crack horribly. Now we are dealing with the warranty department who said they don't cover 'noise'. Noise??? It's the floor joist coming loose!! Our siding had vine loose and we just found out that the truss wasn't nailed down and is causing our siding (hardy plank) to pop off!! To all you happy people out there- just wait. You'll have major problems and they won't want to fix them. A 10 year warranty doesn't do any good if they it doesn't cover their mistakes!!!

    They skimp on the construction process in all manner of ways. Not framing in doors, just sticking prefab frame inside the sheetrock. They cut the paint with water so that it is the consistency of chalk. You can take your finger and rub the paint to the sheetrock. About 75% of the floor molding has warped over the last three years. Two of the three baths have or had faucet issues.

    I purchased a new home on 10/31/19, and should have done more research. I was supposed to close on 10/28/19, but was pushed back due to having to apply for a variance because the house was built too close to the neighbor's house. DR Horton gave me a few “incentives” to move forward, such as a privacy fence and garage door openers. Since I closed on the house, the warranty has been almost non existent. I’ve noticed terrible drywall work, and just the small area above my tub took them 4 visits to correct. My back door leaks, my backyard is a swamp, and the floors came with so much overspray on them they had trouble matching them. Please do your research before buying with this company, and if the house isn’t perfect before you move in, don’t close.

    I moved into my new vinyl siding DR. Horton home 3 years ago, March 2017, in Whitsett, North Carolina. I was given a 10 year warranty. Yesterday, Wednesday April 08, 2020, the top side of my house, the vinyl siding came separated and fell off, due to poor installation, contractors did not properly nail the siding properly, it was incorrectly installed, which cause my siding to separate and fall off. And my vent fell out. I reach out to their website, filling out a warranty. Recv an email today, from office staff, Ms. **, telling me my warranty has expired. I replied back asking, “What does my 10 year warranty cover?” And I feel DR. Horton should fix this, since they did poor installation, causing my siding to fall off. Which is true. DR. Horton’s 10 year warranty is bogus, worthless.

    I bought a newly-built townhome through DR Horton January 2019. Tonight, I had a SECOND water leak. I got out of the shower, went to the kitchen to make tea, and noticed water dripping from the ceiling that lays under the shower in which I had just used. I ran upstairs to find a dry shower, no water was backing up or leaking from anywhere in the bathroom. I ran downstairs to the garage to turn off the main water source and called the emergency plumber services provided by DR Horton. Water was pulled behind the fridge on the floor, and a water line approximately 6' long, 2 inches wide was on the ceiling from which I found the water leak.

    The plumber said he can't come out until tomorrow but says he thinks it is the shower drain from my report, as he has seen this in other DR Horton homes. This is the 2nd water leak I have had, and I still don't have the damages fixed from the last water leak, caused by a faulty washer that came with the newly-built home; the mechanic who helped me with the washer also stated he had seen this same occurrence before in DR Horton homes. This has been a nightmare for this first-time buyer.

    1. There is no third party, independent quality assurance inspection before you get your keys and move in. They assigned some unlicensed, unqualified sale person without any minimal basic credential to walk through with you so they can force you to sign papers.
    2. Very poor quality craftsmanship and attention to details.

    3. Lousy customer service from A to Z including their executive office.

    If you still need and want to purchase a house, consider and explore other competing alternatives or you may face unpleasant surprises like hunting for mail box keys and chase your incoming mail sent to sender because this developer didn't bother with timely registration and follow up on your property address with USPS and more...

    I purchased a house from DR Horton in ** in ** back on January 31, 2018. I reached out to them concerning my shower in my master bedroom is leaking which I discovered April of 2018. They have come out and basically ripped the tile out. Put it back up to try to see what is causing the leak. Cut holes in my walls in my closet and still don't know what the problem is. The 'plumbers' they send out are completely clueless and the leak has messed up my sheetrock downstairs and now I am smelling what smells like mold.

    I am not using the master bedroom shower since I discovered it's leaking cause I don't want to cause anymore damage to my house. I have been in this hot mess of a house for almost two years and my leaking shower still isn't fixed! You would think they would try cutting the water on inside my shower to try to fix it right Negative. They're in and out. You would think the price of the houses they sell you wouldn't have to worry about something not being done correctly the first time. I sincerely regret purchasing a DR Horton house.

    I don’t know where to start being that my entire family is frustrated and disappointed. We’ve been in contract now for almost a year and our home still isn’t finished. I’m a retired veteran and this is by far the worst service. Our home was damaged by a freak storm and it sat for 3 months waiting for people to start working on it. During that time other homes were being built around the community with no problems. Ours sat looking destroyed for months. They couldn’t even get the debris cleaned up and they had workers in the area everyday. We’ve been given numerous stories as to our home not being taken care of and it’s been lip service. None of the proper things were ordered and our closing date has moved on numerous occasions. If you’re a veteran in the OKC/ Edmond areas please be aware of how this company treats its veterans.

    Entrada Homeowner - What you need to know: First, I want to say I like my home, and I wish I knew the following before I bought it. So I thought it necessary to let others know about critical information regarding purchasing a home here. Sales: Anthony **: He's a wonderful person. He's treated us very well before and after the sale of our home. I strongly recommend him, if he's not in when you're looking for information, get his cell phone number and call him, he's very excellent.

    Kevin **: DO NOT use him. He's embodies everything people dislike about a salesperson. I'm genuinely amazed he's still there. Kevin is an entirely different person after he sells you a home. He was verbally aggressive and rude with simple requests we had when Anthony wasn't available. He's not respected and disliked by many in the Entrada community. The Building Supervisor: Mike ** - He's overworked and has very poor follow up skills. I like him as a person, he's salt of the earth, but he's burnt out and doesn't have the support he needs..

    Those that built your home:

    - DR Horton does NOT build your house, local subcontractors so.
    - Some homes are built well, with qualified contractors, some are not. It's definitely a gamble, and each contractor/build has subcontractors.
    - MANY contractors work on your home build, from the plumbing to the pavers in your driveway.

    - We had many problems with our home and was shocked at the quality of the material used. You don't notice it till you move in and discover that the windows are generic, down to the light fixtures and kitchen sink that are cheap junk.

    Warranty: Excellent people, Terry has been fantastic. Read your warranties carefully. HOA: I don't mind HOA's, but in Entrada, my wife can't even plant a flower in our yard without "signed" approval form. The regulations are brutal. Currently, DR Horton is running the HOA, not the residents, until the rest of the community is completed. The HOA person is about as bad as it gets; her attitude is offensive.

    "Gated community": The gates are for looks here; people can quickly drive through the gate after you pull through. It's also not gated; there's gates on the front, but around the community are bushes for a barrier. DR Horton fixes both gates regularly because they used an inferior system. So, often when you pull up, you can't get in; you have to drive to the other entrance and hope that the gate is working. There are many other problems, but this should give you enough info to make a decision. My advice, don't let the community center and the brand new homes sway you. Take your time when choosing a home. I wish I would have.

    I have not been in my home for 2 years and I have had a multitude of problems. My front yard was dug up twice because D.R Hortons builders kept cutting the wrong lines and unfortunately my house took the hit. The tree where the yard was dug up no longer grows because I’m sure it was uprooted. I also have 3 sinkholes around my home. This started right after I bought my home. I called multiple times and when DR Horton would respond they would send someone out and they would throw sand or rocks on top of it and it would be gone by the next week. I should not have to be going through this in a new home. I contacted my attorney last week.

    I just moved into this house and upon cleaning and painting I discovered the walls were bowed and rooms were not square. I can't believe what crappy workmanship went into this home. Putting a square into the corners, not many corners were square. The backsplash on sink in my bathroom doesn't line up either. ]I don't understand how a builder can sell a house with this quality of work. Doesn't anyone have pride any more in their work. I will make sure I post this on Facebook so people know to stay away from this builder as they don't care what kind of homes they sell. Truly disappointed in my new homes construction.

    I purchased my home from DR Horton in September 2017. My neighbors moved in a few months later. I received HOA approval for the same standard white vinyl fence that many other DR Horton homes have in my subdivision. DR Horton has convinced my neighbors that my fence is the reason they have improper grading and standing water in their backyard since the summer of 2018. I also have the same water problem in my backyard. Based on untruthful information about my fence from DR Horton, specifically their project supervisor Richard **, the neighbors are now demanding that I pay to have their yard graded correctly to repair their water problem. Mr. ** informed me that it will cost DR Horton $1,200.00 to regrade the neighbor's yard. However, Mr. ** told me that DR Horton does not want to pay because they would have to take the money from the budget of a "new home" to repair an "old home."

    My neighbors also reported me to Charles County twice, in December 2018 and December 2019. The county stated in writing that I am not in violation of any county ordinances. Furthermore, the county also stated in writing that lots J30 and J31 (my lot and the neighbor's lot) both appear to have grading issues. The county requested several times that DR Horton repair the grading in both lots but they have refused to do so. It is outrageous and probably illegal to tell my neighbors that I am responsible for their yard grading errors. I am a DR Horton customer who in good faith purchased a $450K home. I am not their engineer. DR Horton needs to act responsibly and and fix this problem!! I will not allow them to use my fence as a scapegoat. THEY ARE RESPONSIBLE! My research shows that there are many DR Horton homes around the country with standing water in the backyards.

    Purchased a new home in Lindsford community December 2018. First of all, Lindsford is not a gated community. It’s a community that has a gate but not all sides have a fence or wall so this will affect community security. Two, the place has become a hangout for whoever wants to walk through the gate or jump the fence to the community pool. Those are on the HOA and builder for not explaining but selling as gates. The homes! The market is overinflated in SWFL and this is what you get in the area. Illegal workers not immigrants working. This is important because the majority of the labor is from these workers and some or most do as they please because DR Horton has little oversight.

    Before closing we contacted the Superintendent of the job and went over an inspect/punch list we had complied prior to closing. The Super spent more time asking for a good review so he could get paid than working on the holes in the garage walls, cleaning grout out of showers, replacing shelving that had been stolen. The plumbing backed up for three weeks and come to find it out, someone had put rocks down the drain pipes. Moral of the story the punch list was completed mostly by me and my wife after moving in. DR Horton has no attention to detail at all but profess quality or fine homes. When you have to rehang towel rods because ends are half inch lower than others, you know they don’t care. This company is not reliable. Go somewhere you can find a quality builder. Someone who stands behind their product and could have taken a few minutes longer to turn out a better product for an overpriced market.

When we purchased our home in Woodfield Preserve in DE. in March of 2019 the DR Horton Sales rep told us we would have an unobstructed view of the pond across the street from our house. After we moved in a sewer pumping station and dumpster screen were built across from our house. DR Horton's response to our numerous complaints is that the sales rep didn't know it was going to be built there. Sorry! Don't buy from this company.

    I will preface this review by saying I have never owned a DR Horton Home and I have never known anyone to be affiliated with them but from what I have recently witnessed, I feel obligated to write a review in hopes I can save at least one person an afternoon of their time if they are considering to go look at this particular neighborhood. My wife and I figured it was time to go look at some new houses. We visited a neighborhood called Birmingham Registry in Canton, GA (average price of over $600,000 and only 34 homes) and looked at several homes for sale in the brand new development.

    I never contacted the sales agent. Rather I just walked around the exterior of 4 or 5 homes and what I witnessed is nothing less than a total disgrace. Homes that have never been occupied have paint literally peeling off the band boards, there are gutters improperly installed, cracked sidewalks, huge gaps where wood was Miscut and rather than fixed they just caulked and painted and uneven patios, trim lumber that has huge gouges and marks and splinters and absolute horrible lumber selection used from the carpenters. Mortar joints on bricks are cracked and discolored as if the brick mason used two different colors of mortar. There isn’t drip cap where it’s supposed to be and the list goes on and on.

    I saw holes drilled into the side of the house where they were not supposed to be and the worse was I saw some bubbles in the painted hardy siding and when I rubbed my finger on it and the paint came right off. What was underneath was mud. That’s right. The painter painted over muddy siding so the paint isn’t adhered. Long story short We never even ask to tour the inside of any home there because as I told my wife, with the total disregard and lack of quality on the outside which is visible for everyone to see, I can guarantee that what’s behind the walls and what you can’t see is built the same way (with total disregard).

    This is my last comment as DR Horton isn’t worth any more of my time but Some absolute stupid things that have nothing to do with quality and rather just horrible building choices is putting the gas meter directly in front of the driveway on the very front corner of the garage. I have never seen a gas meter put in such a horrible place. Everyone knows you put the gas meter and HVAC units in the least visible place which in 99% of cases is on the rear of the house or the side opposite the garage. It’s apparent to me that DR Horton just wanted the cheapest and quickest way to get it done because every gas provider will ask the builder where to put it.

    I live behind a D R Horton construction site and after they knocked over all the trees and cleared the land they stopped for winter. They failed to place any barriers between their property and mine and this has cause mud slides from their property into mine. It has gotten so bad that my grand kids cannot play in my back yard because of the mud. The elevation on the D R Horton construction site is higher than my house and with all the rains lately all water and dirt rush to my house. Contacted D R Horton, local county inspector, town inspector and no one wants to deal with this issue. Guess when the entire hillside comes down on me then it will be news worthy and someone might do something then. I would not build anything from them.

    We were building our third Redbud model. We filled out the contract with the salesman using his computer. Apparently he neglected to check a small box which resulted in the home being built without a roof over the lanai. We are living in the second Redbud that we have constructed and paid $6000 to have the roof built over the lanai. This option which we paid $6000 for is now free as it is built into the house price. Shortly before construction began they told me that there was a problem and the house would not have a roof over the lanai. They would not correct this situation and said that I could build the house again on another lot. They failed to tell me that they would not honor the price I was going to pay on the incorrectly billed house and wanted $9500 more. All they would say is that I signed the contract and put all of the blame on me and none on the salesman who filled out the contract on his computer.

    There was only one house built that way in our community and it was in The early days of this community, and was $6000 lower in price. There are over 42 houses built the correct way since then. This is like going to pick up a new car at the dealer and finding it sitting on blocks with the dealer saying you forgot to check the box for the free wheel option. Stupid!, Stupid!, Stupid! No one in their right mind would build the house without free the roof over the lanai. They ended up having to sell the house for substantially below what I would have paid for it because of this mistake.

    The salespeople were great. The construction was good for the price, with the exception of their putting a door in the walk in shower (this is being corrected, slowly). The problem is with middle-management who does not seem to give a damn about a customer who has already built two of the same houses. Also, you can do very little customization of the home. There is no floor outlet in the living room. They will not build with impact resistant glass. If you’re looking for a custom home or even a semi custom home you won’t get it with D R Horton in this area of Florida.

    This will not be our last home purchase and I will never buy a DR Horton home again!! I will make sure that all of my friends and family are aware of my experience. My husband and I moved into our brand new DR Horton home in December. Prior to moving in, we had some concerns, but believed that DR Horton would resolve the issues expeditiously. Needless to say, I am extremely disappointed in the workmanship of our home. The way that some of the workers put this house together was an afterthought. My husband and I spent way too much time inspecting the work of the contractors and reporting it to the superintendent.

    After having contractors come out several times to fix the issues that were identified, much of it has not been resolved. My husband and I have taken matters into our own hands of having to fix a lot of the cosmetic issues that DR Horton could not fix. This is extremely frustrating and disappointing that we have to put so much work into a brand new home.

    If DR Horton execs took any pride in their work, I'm certain they would be embarrassed by the poor execution of the homes in Cantarra East neighborhood in Pflugerville, TX. It is evident that DR Horton hires the cheapest contractors to install some of the cheapest materials. Corners are cut and it's a poor customer experience all around. My husband and I saw the model homes for this neighborhood and loved the floor plan and location. The salesman was knowledgeable and really made us feel like we were going to be taken care of. We were excited to purchase a DR Horton home, because after all, it's "America's homebuilder."

    During the home building process, my husband and I would stop by to check the progress once a week. We would often see trash, food crumbs, and drinks throughout the home each time we visited. The inside of the drywall in our kitchen was being used as a trashcan at the time. We brought this matter to the attention of our salesman and he immediately informed the superintendent.

    The superintendent contacted my husband and I and advised that the matter was being addressed with his guys. We would still see trash and crumbs throughout the house afterwards, but it improved. I'm not convinced that the trash from the drywall was removed. We found trash under the sod in our front and back yard (which was also poorly installed with bare patches and significant gaps). For all we know, it's probably still in the drywall!

    As we approached the walkthrough dates, I was not convinced that the issues we identified were going to get resolved. Our closing date was pushed back a week so that the builder could handle some things around the house to comply with city code. As a result, I was hoping that the cosmetic issues were going to get addressed as well. The exterior and interior paint job was not good (mediocre at best).

    Additionally, nails are sticking out of the door frames throughout the house as well as on the exterior of the house. There are some parts of the home that are poorly caulked. Concrete in the driveway, garage and back porch have chips 3+ inches in diameter. Some door knobs are slanted. Some of the baseboards were installed poorly. Some areas of the house are missing paint. The side and back yards do not drain properly after rain (the big issue here is concern of erosion and possible foundation issues down the line).

    There is a large hole under our fence where dirt erodes each time it rains. Our backyard fence isn't installed properly (too high from the ground). Sod was poorly installed as mentioned earlier. We are in a corner lot close to the main road and the empty lot next to us is still a construction site (no timeframe on when that will get fixed). The corner of our backyard fence where the HOA fence meets the regular fence has a metal pole installed in the corner (versus a stone post like other homes close to main road) and there is a gap, making it improperly enclosed. A few other cosmetic issues that we didn't address due to the number of findings that we were trying to resolve initially.

    The superintendent has been responsive each time that we've brought these issues to his attention. I empathize him because I know that he's doing the best he can to get issues addressed. Take the paint issues that we have for example. He sent guys out on 5 different occasions to fix the exterior/interior paint jobs and they still couldn't get it right. In some cases, the paint job was worse than before, not to mention sloppy. There is splattered paint on floors, walls (and exterior) stones and concrete. It's evident that some of the contractors are not capable of doing their job properly. If you hire cheap labor, corners will be cut.

    With this being a new home, you expect to not have to put so much work into fixing/repairing things that should have been installed correctly in the first place. The purpose of us buying a new home was to avoid having to put so much work into fixing things. Several of our friends and family recently purchased new homes from different builders in the surrounding areas and have not gone through what we've gone through. In some cases they are paying less! I've recently put in service requests for DR Horton to resolve the more critical issues (drainage and erosion issues). Hopefully these issues are resolved in a timely manner. People should know what they are getting into if purchasing a DR Horton home.

    While we like our home, there are many things that are lacking and in serious need of changing regarding construction, electrical, grading, etc. We are past our one year in our home and I am absolutely sick and tired of fighting to get warranty work done on our home and either the work is done half-assed or we hear nothing back from our rep. Many times, the contractors fail to show up. There is zero accountability. We have areas in our home that appear to be falling down and no one responds to us. I have repeatedly send lists to our rep with the items that need to be taken care of and I hear nothing back. In the beginning, the work was done and now, suddenly, we hear nothing. We have also contacted Jon ** who is supposed to be in charge of DR Horton Homes and he also fails to respond. I do not know what else to do anymore.

    Here in Gulf Breeze, FL this homebuilder is notorious for building on several feet of fill-dirt atop wetlands, causing foundations to settle and crack over time. They remove all trees - which cause "heat islands" within their subdivisions, as the streets and houses bake in summer heat. They use unskilled migrant labor and the cheapest materials to keep costs down. Their "homeowner's liability book" is full of rules that will cancel the 1-year warranty. This builder is on par with DSLD Homes in the panhandle of FL for being one of the worst.

    February 2018 I picked out my house for DR Horton to build. It was completed and we moved in July 2018. 18 months later, my house it literally falling apart! I have contacted them several times for warranty issues. My stones on the front of my house are loose and falling. They come and slap some concrete on and set the loose stones for them to come loose and fall over again. I have cracks in my walls and at corners. My master bathroom has a whole corner that’s completely crooked and getting worse. I have a leak from my roof that leaks in upstairs bathroom. Master bathroom also has a leak that drips to my kitchen light fixture with a water mark on kitchen ceiling. There’s no ventilation in my kitchen and every time I cook it’s heats up the first floor. In my master bedroom, you can see cracks where the plaster is separating from the tape underneath.

    I’m a single mother of 3 and I saved and saved for years to give my family the perfect house only to waste my hard-earned money for a quick thrown up house. These houses are poorly built. They hire cheap labor. When they were building the house next door, the workers were drinking on the job! I have pictures to prove this. That’s why these house aren’t well made. My list can go on about complaints but I just named the most concerning. Don’t go with DR Horton.

    I am a first time homeowner and bought home from DR Horton Lakeshire 40 community in Lynnwood. I am already regretting buying it, things are falling apart first month onwards. Warranty sections are referred as excuse for poor workmanship. Everyday something comes out. Please do not just take my word for it but check yourself. Though might save someone some trouble.

    We bought our house with great enthusiasm, when they finally delivered it to us, our nightmare began, floors with sound, detached tiles, frames out of place and water leaks through the windows, today a year and four months ago my house is still without parts of the walls in several rooms, living room, and continues with water leaking in all the windows, the guarantee department definitely does not work in this company, the service is poor, the unfortunate thing is that it is not my house I only know - that there are many in my community and in other communities of the same construction company.

    I closed on my new home in the Shilo farm subdivision in Lyman SC on 12/30/2019. Within two weeks we had several days or rain and my back yard held several inches of water over a large percentage of the side and back yards. I notated this concern before closing and was assured it would be taken care of. Two weeks after closing instead of fixing this properly the builder put a 1 foot by 8 inch trench across my yard draining the water to the neighbor's yard. I complained about the safety of this and the ability to maintain it as I have two young daughters that live with me. All that was done then was to expand the trench and now my entire yard slopes toward my house and to the left neighbors. My yard is not usable in its current condition and has not been surveyed since May of 2018 according to my title insurance, yet DR Horton is claiming that it meets all drainage requirements, plot plans, and grading requirements of the county and build plans.

    This is not right, as I was sold a plot of land that was flat and graded properly, and then after closing be treated like being a current customer does not matter to them. It has been over a week since I have filed a warranty claim and emailed the man in charge of land development for DR Horton in Greenville with no response. To make matters worse the same size plot of land had the same house on it 3 doors down from me and their yard is graded properly and has no drainage problems. I just want to have my yard comply with community standards, and to be usable. Yard must be re-graded and sloped properly to allow proper drainage.

    We purchased our new home in May 2019 but moved in Dec 2019. We found many defects that DR Horton made during design. Very poor lighting, switches that require you walk into a dark room. We also found that the people assigned to handle any repairs simply continue to put you off and make promises they don't fulfill. DR Horton was once a reputable Company but no longer do they seem care about their customers. We have been lied to and deceived many times. I suggest you purchase from someone who will stand behind their product.

    D.R. Horton missed the closing date twice. The first time the home wasn’t finished and the Certificate of Occupancy could not be issued. The second time they misplaced the Certificate of Occupancy on a Friday afternoon, delaying closing for an entire weekend. We had no advanced notice on either case. Consequently, we incurred unexpected lodging and mover cancelation fees. When I asked D.R. Horton to share these expenses, the response was rude, abrupt, and unprofessional. The only option is to sue them. Watch them closely, this is not a professional company with your interest at heart.

    My mom is closing on her house and I went to go see it. And as I walk through the house and the yard. I realize how dirty the place is. There are paint smudges and other smudges from what I have no idea. There is trash in the yard I mean bottle caps, cigarettes, tape, and styrofoam everywhere I’m in so much disbelief. And that’s just for the house the whole process of getting the house done is a whole different topic from the running around in circles and false information.

Contact warranty dept and they said that only do touch up paint at one year end. I told them the issue is with drywall improperly installed. Send many photos and emails but got no response.

    We were so happy to have found the perfect forever home! We arrived with a pre-approval letter from our own lender. They insisted we use their lender. That lender denied us - for no reason. Then they wanted us to take homebuyer classes (for a fee). They told us we could revisit the loan in 6 months but couldn't hold on to our home for that long. We were still ok because we already had a lender. We went back the next day to talk with the sales woman we dealt with, Bobby ** and, knowing we were coming in, she fled and left some other woman there with our deposit check.

    Because we weren't using their lender (who could charge us any interest rate they wanted) we were told to go, they would not sell us the property. Then I started reading the reviews of the company...we are SO happy we didn't buy a home that seems like it would fall in around us within a year. Construction is cheap, wood is not pressure treated (this means bugs) and there were already several blue tape issues before we even agreed to the purchase. We found the same footprint with another company with all 5 star reviews. DO YOUR RESEARCH before buying a DR Horton home!

    Hello, I have moved to Stone Butte community by DR Horton which is built in late 2019 recently. All Salespeople are nice and very informative but construction finishing and Walkthru finding work remains unfinished after 2 month of moving. They take their time and put in warranty. I would suggest DR Horton Leaders to have a third eye before walkthru so that they can find, it should not be the owner to find and have the completion date set by them. I am frustrated with putting the request for the remaining work several times (finding from walkthru), it takes them to respond after 2 weeks, schedule after 2 weeks and then 1/4th work is getting completed rest all goes in back burner.

    Before you consider buying a home from DR Horton, do yourself a favor and read the reviews about this company and you’ll see that DR Horton’s reputation alone should be a major cause for concern. We purchased a DR Horton home in a new St Augustine community. The home was a “spec” home so we were not allowed to select upgrades. What we wound up with was a finished product that was not quite finished. The interior was subpar and the exterior was poorly designed and not at all as advertise. I.e., Hardiboard may be the desired exterior but if it’s poorly applied it’s useless.

    There was no evidence of quality control and it was painfully obvious that there was very little site supervision. During our final walk through, prior to closing, we noted a myriad of irregularities, several pages in fact. DR Horton agreed (and was required by contract) to address those issues before final closing. When we took possession of the home we found that hardly any of the issues had been addressed. After months of frustration, we were advised by our realtor that it would be beneficial for us to heir a licensed home inspector to do the final, 12 month, walk-thru warranty inspection. The final 12 month inspection report was 56 pages long and contained photographs, drawings, references to building code violations and suggestions for repairs to the roof, interior finishings, gutters, and fascia, exterior siding, and landscape irregularities.

    We submitted a copy of the report by mail to DR Horton and waited for a response. After two months we contacted DR Horton and requested a status update. They claimed they never received the report although we did receive a signed return request receipt. So, we sent a second set of documents followed by an emailed copy. DR Horton finally contacted us three months later and scheduled a repair date. On that date, three representatives from DR Horton arrived and began repairs…so we thought. No one had a copy of the report and so no one had any idea of what was to be done. No on-site supervisor accompanied the crew so there was no oversight/inspection of their work. In less than two hours the repair crew left.

    It took several days to remove the overspray from our windows and lanai and what little interior work they did do, i.e., reinstallation of door jams and closet doors, replacement of kitchen cabinet doors, had to be redone. Our repeated requests for follow-on assistance went unanswered. It was clearly evident that DR Horton never intended to seriously address these issues. Our point of contact for these warranty issues has since been reassigned and cannot be found. DR Horton now contends that all of the 12 month warranty issues have been addressed as required and that any subsequent issues are the homeowner’s responsibility.

    This is a company making millions and they are greedy enough to not allow realtors to give commissions back to clients to help them pay closing costs. I know several realtors who won’t help their clients with DR Horton because they do that. They must have a huge lobby to be able to block this from happening. They charge higher interest rates and make their customers pay $10s of thousands in the long run but throw in granite countertops and money at the beginning to steer them to use their financing. It’s just sad when this kind of stuff happens and the public is tricked. It feels like a car dealership. :/

    In our overall experience, purchasing/owning a brand new Dr. Horton home in Washington has been one of the most difficult and stressful experience we have ever been through. Overall the home buying experience was far more difficult than it should have been. Multiple errors from the Dr. Horton side...one of which was when they somehow misplaced our escrow funds and therefore stated they could not give us keys after the move in day walkthrough.

    Far worse than the home buying process however has been Dr. Horton's unwillingness to repair and fix items even though the house is under warranty. Many of these items are ones the on site contractors said we should submit warranty requests for. However it seems upper management of Dr. Horton is either unwilling to listen to their buyers and employees or is simply too cheap to repair needed items. The few repairs they have done have been completed half way and are merely a bandaid not long term solutions.

    Just this past weekend we were without hot water again due to the hot water heater. It is was in the 20s. When we called and explained to Dr. Horton that we believed this was an emergency warranty request they relayed that Dr. Horton did not consider it an emergency. I explained that we have two children under two and with the weather the water is not even lukewarm. Eventually we were able to have it repaired all to find out something had been improperly venting due to the original install.

    We bought a new home because we did not want to deal with repairs and upkeep of an older home while having such young kids. We also bought believing issues would actually be fixed by the homebuilder. With that being said, we clearly understand Dr. Horton's position appears to be doing as little as possible for their consumer and as cheaply as possible. My best piece of advice for anyone thinking of buying a home is do not purchase a new home from Dr. Horton. It is simply not worth the stress, headache, and money.

    I purchased a new build in Fl in Nov 2019 & from a mortgage stance it was a complete nightmare. My husband and I are both veteran's and came in with a preapproval letter but was pretty much forced to have to use DHI as our lender due to all the incentives. If we went with our own lender we were told the costs would be much more significant. From the moment our loan officer got on the phone I had a horrible gut feeling this was going to be a rough ride. Felipe happened to get our loan & that's where the nightmare began.

    We used a VA loan & with this being our 5th home purchase knew we didn't have to put any money down. We were told to put down $2500 for earnest & was told by the sales rep we would get that all back at closing. Reluctantly we put down the $2500. Our first Closing Disclosure (CD) Felipe tried rolling our car payment into the home loan showing that we would have to come to closing with an additional $3400. After I got him on the phone & asked what the heck, over, he took that back out of the CD. We never agreed to this happening & only had $3800 left on our car loan so why would we roll that into our mortgage?

    Within days of signing the contract we called USAA to get a homeowner's quote & that was sent to Felipe so he knew from the beginning that was going to be our insurance company. Literally a week before closing we get an email saying we couldn't use USAA b/c our debt to income ratio was too high & they put on the CD that DHI was going to be our insurance company. When I did the math we were 0.01% over the ratio so I refused to sign the CD & fought with him to use USAA b/c the insurance from DR Horton isn't worth the paper it's written on. It's cheap for a reason. Then that CD said we were getting $1900 back at closing so I questioned him as to why we weren't getting back the full $2500 deposit.

    That's when dumbo decides to tell me he was doing us a favor in only making us put $2500 down. Normally it's $5k. I told him he isn't doing me any favors. I work for my money & for VA loans it was $2500 per DR Horton. Then we get to the day of closing & the CD has us getting back $300. I told the person at the closing table I wasn't accepting that & she needed to get Felipe to the office so he could explain the numbers. He had the audacity to tell us he couldn't come b/c he was with clients. That's when I told him, "** I am your client!" It took us 6 hours to close & I was literally signing paperwork crying and no, we DID NOT get our other $2200 down payment back. It was a slap in the face & I feel like I made a deal with the devil. I have never had these many problems with any of the other homes I have purchased & will never do business with DR Horton again.

    Our house is about 2 years old. Biggest mistake ever. The wall aren't straight. Nails showing on all of the base boards. The worst appliances I have ever owned. They wanted to sell a house so bad they built it 50 feet from a open sewer pond. The sales representative lied to us and said it was water treatment. Then they added another subdivision to it.     STEER CLEAR OF DR HORTON HOMES!! I would rate it 0 if I could. We just moved into our new construction DR Horton home in NJ in December, 2018. All seemed great, until the ceilings started caving in and the basement started leaking in many spots (for almost every house in our development). They hire the cheapest contractors who are far from legitimate and have further destroyed our home each time they come to fix things. For our one-year warranty fix, they sent a painter who basically scribbled all over our walls, spilled paint all over our floors and left our front door wide open when he left. When we contacted the office to complain that our house looks like a mess (with many of the embarrassingly horrific pictures), we were told that this is “normal”.

    They sent a landscape company to raise our neighbor's yard which resulted in flooding in our yard and instead of just fixing it by also raising our yard, they have decided to take the cheap, corner-cutting route and fight us on that too. If you’d like to spend your money on a well-built home where you can deal with people who provide good customer service, DO NOT BUY A DR HORTON HOME. All seems good at the start, until your ceiling start dipping (bc the foundation isn’t stable, your basement cracks start leaking, all your nails pop out, and you receive horrendous customer service.) There are several documents accessible online reviewing class action lawsuits from different Horton sites with people who had the exact same issues.

    DR Horton will do and say just about anything to get you into a house. Now once you sign the contract, it is different in how they treat you. They construct houses way too fast with cheap labor. I bought my house in 2018, the construction was also finished that year. Within a few months, there were cracks forming in the kitchen floor. Well after a few more months, this crack extended across the house down both sides of the foundation. And another crack that extends the entire foundation of the house from the bathroom to the living room.

    I called the warranty rep and he said no big deal just fill them with epoxy, which is what they tell everyone. I hired a structural engineer and he recommended to fix repairs that piers had to be installed under the foundation. I hired an attorney and we agreed on fixing the foundation, for a house that was only a year old. Now they are dragging their feet on the promised contract and we are looking at breach of contact. How about you do the right thing by the consumer and fix the house? Your company made billions off people and you cant make good on when you messed up? Very disappointing. I will never buy a home by DR Horton again, I will also tell all of my military friends to never buy from DR Horton.

    First let me say we purchased our house in the 1990’s. We were in the Louisiana Pacific siding lawsuit in which some of our neighbors received compensation for their siding. We were told we did not qualify because utility grade siding was used on our house. Then we were told utility grade siding is what is used on barns.

    The biggest issue I have with this company (and yes, there are several other issues) is the construction debris burial pits in my yard. The debris was buried between 2 of my neighbors houses and mine. We had a privacy fence put in and now it is sinking. The huge pits are between our yards but getting bigger every day. I understood it was against the law to bury construction debris. I would never buy another house from this company or recommend them to anyone.

    We just closed on our DR Horton Home 12/30/2019 and we had a walk through with the Superintendent on 12/24/19 and pointed out all type of cracks and imperfections that needed to be corrected before moving in. We were promised that all the items on our list would be fixed down to paint drips on our windows and basement floors and was also told our appliance will be in 12/26/19. The walk through the day before closing nothing was done, everything was the exact same and still no appliances. Closing day they show up with the cheapest washer and dryer and refrigerator on the Market. Today is 01/10/2020 and the Dryer has never worked. We have been in our home almost a week and don't have a functioning dryer and a refrigerator that hums so loudly it's annoying.

    The warranty company is a joke, I thought it would be clear that if a product never worked that they would just replace it with a new one, but the technician sat in my Laundry room and took my dryer completely apart and still couldn't tell us what was wrong with it. We hired a painter to paint our new home, and he pointed out to us that certain parts of the home were only primed and not painted, the outside of our home was painted with one coat, so in the sun you can see the terrible coverage, they also use very cheap materials!!!! I would not recommended that anybody buys from this builder. They throw up homes in a rush and make all these promises until it's time to cash in on them. I'm very unhappy as a consumer and wish that we could get out of our Mortgage with them.

    Purchased a home in 2014. Was told DR Horton was a great company and that they cover structural damages and other things for 10 or 30 years. The house has a hole in the roof and I tried applying to get warranty service and was rejected and told it was only covered for a year?!?! Wow, I got cheated! Never again with DR Horton. Crappy for me to pay out of pocket to fix this hole in the roof. Shoddy construction and crappy service from this builder!

    The warranty booklet provides definition of Major Structural Defects (which are covered for 10 years). The hole, as you described, does not fit that definition and is part of a homeowner's cost of maintenance.

    I am the home owner and also Realtor. My living room ceiling is having water stains all over. I can't believe this will go this much bad in 2 years. Maybe the joints of the ceiling is not built properly. I wish I could post the photos here, but there is no such options to post the photos here. One of my client had similar issue with other builder (Pulte), and builder fixed the similar issue as structural issue even after 8 years. I expected the same with DR Horton and they are denying to do repair. I never suggest this builder to any one. This is my honest personal opinion only, based on experience.

    We had one of the more positive experiences with the builder at least initially. The HVAC broke down the first summer and then again the second. We had to completely replace the unit. We've had numerous electrical issues and found that the company used "used" materials in building our home. There is some question as to whether insulation was put in the exterior walls of our home as all of the children's bedrooms experience extreme temperature shifts.

    We purchased our home in June 2018 and within 6 months we started having issues. We contacted the DR Horton Warranty team who did send someone out to view the issues which are as follows: cracked floor tiles in dining room, water damaged kitchen cabinet, cracked granite bathroom countertop, and cracked baseboards. After meeting with the gentleman that reviews the issues, he told us to wait until the 11th month then file a claim. Well, that was a huge mistake since now we’re past the 1 year and they won’t respond to our warranty submissions.

    The cabinet side was replaced but, who knows how many more are damaged since we can’t really see all the sides. The cracked bathroom counter was never corrected. If the repair guy doesn’t want to do the work then it doesn’t get done and is reported as a non-issue. The floor tiles were patched but, the patchwork didn’t last, the crack is visible again and has expanded to more tiles. Our next step is to contact a foundation company since we don’t know if the crack is caused by foundation problems or settling.

    If you’re wanting any type of quality home then DO NOT build with DR HORTON. Everyone in this company is a joke that I have dealt with. Homes are thrown up with the cheapest materials possible. We have had so many issues since we moved. Embarrassed and let down by what I bought. Getting them to come out and fix anything is impossible. If they do schedule to come out, they don’t show up. I’m telling you.. RUN!

    Purchased new DR Horton home in Fort Worth TX seven years ago. Within the warranty period, roof leaked, multiple electrical issues (semi-serious) throughout house, water heater controller failed (1 of 2 heaters), cracked walls/ceilings and 2 broken floor joists upstairs. All “repaired” under warranty. After one year warranty period, same 30’x10’ patch of shingles previously repaired came loose and blew off (only roof in neighborhood to do so during unremarkable, medium speed wind event). The other water heater's controller (not tank) failed and entire yard fence has been replaced by attrition due primarily to poor craftsmanship and sub-par building materials. Now, every window on the south side (10) need replaced due to failure of double pane seal.

    All of this occurred within 7 years and it’s just my wife and I who have lived here! We are fortunate we have means to afford these repairs, but there’s no acceptable reason for most of these issues. Our DR Horton experience has been terrible due to poor construction practices and oversight, low quality materials, and seemingly endless repair expenses!

    Like many reviewers on Consumer Affairs, we too are dealing with a nightmare of a situation with our new DR Horton Home. We submitted our warranty repair request in April of 2019 and it's now December 2019. The only thing that has been repaired so far has been nail pops. Our siding needs to be replaced due to warping, our main window has been leaking since April and it has left watermarks on the downstairs wall. Our garage door was hung crooked.

    We are experiencing "shadowing". During the day and especially at night when our lights are on, we can clearly see studs in the walls and in the ceilings. We are in the process of trying to sell this house and we cannot due to the "shadowing". We have had multiple walkthroughs and they have all ended abruptly due to this defect. The area manager has had one visit and has not returned my emails since. Today, I have requested support from our in house attorney and he is drafting a demand letter.

    I am unhappy with DR HORTON. I am a first time home buyer and feel very mislead by them. They are rushing to build houses in my community and do not respond efficiently when something goes wrong. I've only been in my home for 6 months and things a broken in my new 2019 home. Very unsatisfied!!!
