    We would like to express our highest appreciation and strongest recommendation for Mr. Carl **, Superintendent at D.R. Horton America’s Builder, Orlando-East Division. My family and I recently purchased a new home in the Ironwood neighborhood in Daytona Beach, Florida, and Mr. ** assisted us throughout the walkthrough and all inspections, including the final inspection process. From the very beginning, he demonstrated outstanding professionalism, dedication, knowledge, and genuine care for the customer.

    During our first tour of the house, Mr. ** walked us carefully through every part of the property, both inside and outside. He explained everything clearly and thoroughly, including the home systems, smart-home features, utilities, air conditioning, security contacts, warranty information, deadlines, websites, phone numbers, and technician contacts. His explanations were detailed, patient, and extremely helpful. He also placed colored tags wherever small repairs or adjustments were needed. He did this not only where he noticed issues himself, but also wherever we asked, always with goodwill, patience, and without hesitation. His attention to detail was excellent. At the final walkthrough, he showed us that every tagged item had been repaired carefully, even in the smallest details.

    Mr. ** answered all of our questions, gave us clear advice, and made sure we understood how to take care of the house and warranty paperwork properly. He provided us all necessary paperwork and contact lists for utilities and house services, and explained in detail how they work. He is clearly a highly trained and highly motivated professional who knows his work extremely well. He is active, dynamic, polite, kind, accommodating, and always pleasant to work with.

    As someone who is myself a hands-on, handyman-type person, I was especially impressed by his sharp eye, practical knowledge, technical skills, and professional standards. We have also seen his truck moving throughout the neighborhood many times, which shows how active, alert, and dedicated he is in helping homeowners and making sure everything is done correctly. In my opinion, Mr. Carl ** represents the very best of D.R. Horton. He deserves the highest praise for his excellent work, his professionalism, and his care for customers.       I moved into the new home in March of 2023. On the very first day I noticed a crack in the shower pan in the master bath. When I called about the issue and questioned warranty repair, I was asked if I used the shower, When I said yes, I was told it was no longer under warranty. Next, I noticed the power receptacles on the freon porch didn't work. A man came out and said everything was fine. I asked him to plug something in and verify it works. He just left! I found the neutral wires were swapped in the outlet box.

      Next, I found the toilets in both baths were not anchored to the floor. The plastic covers for the flange bolts were installed but no nuts were on the flange bolts. Then, Lifted up a piece of carpet in the master bedroom because I heard noise outside to find out I could see outside under the carpet. Today, I find water under the laminate flooring at one of the bedrooms and discoloration of the floor...the condensate drain for the AC was leaking under the air handler with tape wrapped around a leak in the PVC drain line. Lastly, I found a PVC elbow installed on the pipe outside of the house facing upward where rain would fill the pipe and it could never drain. All in all...the worst purchase I have ever made in my 68 years on this planet!!!

      Purchased our Villa Home in West Villages (now Wellen Park) in 2020. We were looking for a small, modern getaway vacation home in the then hidden gem area of southwest Florida. A basic 2 bedroom open floor plan with rooms separated by a great room and kitchen, plus a lanai. The best thing about the home was the semi private lot where the lanai faced the preserve and we couldn't see any neighbors. Cracking window sounds from the Florida heat are common in the summer. Thin walls, with one wall to the master bath providing not much if any soundproofing. A thicker wall surrounding the bathroom should be a requirement of new buyers.

      Found out 6 years into ownership that the washer box installed was defective and the knobs broken. We moved in with the washer/dryer already installed and we made the mistake of not checking to see if the shut off knobs really worked. So, 6 years later we paid over $700 to get a new washer box installed with shut off valves that worked. Our first year featured a kitchen faucet that went bad, but it was under warranty, so we got a new free part. Several floor tiles cracked but were replaced under warranty. The front door had to be readjusted as it had a gap that let in insects and air. Overall the home has been decent. We didn't order luxurious items for inside. It's basically our safe, decent getaway from the winter up north. The party wall between us and our villa neighbors works well as I have rarely heard them in 6 years of being here.

      PALM COAST, FLORIDA. My experience with DHI Mortgage, loan processor John **, and mortgage loan originator Mandi ** was one of the most stressful and overwhelming situations I’ve ever been put through. What should have been an exciting and hopeful time turned into weeks of anxiety, confusion, and constant frustration. Instead of feeling supported, I felt completely alone in a process that is already difficult for any homebuyer.

      There were repeated mistakes, missing information, last‑minute document requests, and missed deadlines that no one took responsibility for. I kept waiting for someone to step in, guide me, or simply communicate clearly — but that never happened. The errors made by John **, combined with the lack of communication and guidance from Mandi Sutfin, created a situation that felt chaotic and out of control.

      This experience drained me emotionally and financially. I lost sleep, I cried from stress, and I felt like I was constantly fighting just to get basic answers. No borrower should ever have to feel this way, especially during something as important as securing a home. I’m sharing my story so others can protect themselves from going through what I went through.

      I cannot say enough bad things about the quality of these homes. I purchased a new build home and the first time it rained I found that the roof leaked and it took them 2 separate trips out to fix the issue. The tiles of the bathroom floor were cracked at some point between final walk through and moving in. After multiple trips out, their warranty department told me they didn't have an exact match for the tile so either those 3 toasted would be a slightly different color, or I could keep the cracks.

      After living in the house for a couple of years I began to have mold issues only to find that the humidity in the house had been averaging 75% because the HVAC system was never properly configured. There were gaps in the tile where it was improperly cut, nothing is level, the laminate flooring has gaps under the counters, the stair railings fall out if you touch them... the list goes on. Lightning struck nearby and 8 of the LED lights burned out. Upon replacing them, I found that the wiring is different in every outlet box and some weren't properly grounded. I will NEVER, and I cannot emphasize this enough, EVER buy a D.R. Horton home again. I have invested more time and money into making this a liveable home than anyone should have to after buying a brand new home.

      I purchased a home from D.R. Horton and have experienced ongoing issues due to what appears to be poor construction quality. Most recently, I noticed a significant gap in the roof; a serious structural concern, especially given heavy rainfall in the area. When I contacted D.R. Horton's warranty rep, the response I received was deeply disappointing. Rather than acknowledging the issue or offering to inspect it, the representative (Christopher F. **) immediately stated I was "out of warranty" without even reviewing my warranty documentation and then suggested the damage must have been caused by "someone or something pushing up on it pretty hard." This kind of dismissive, blame-shifting response is completely unacceptable when a homeowner is dealing with a potentially serious water damage risk.

      I was told I had a 5-year warranty and I am still waiting to receive a copy of that warranty to verify what is and is not covered. A roof gap that allows water intrusion is not a minor cosmetic issue, it is a habitability concern. I would caution anyone considering purchasing a D.R. Horton home to thoroughly document everything from day one, keep all warranty paperwork, and be prepared to advocate strongly for yourself if issues arise. "America's Builder" should do better.

      We have been in our development for 4 years still no pool. Each year we were told next year. Next year comes no pool. Now they are saying they got rid of the contractor and have to start over with the permits. For all the homes that are back here and the yearly hoa we have to pay…. where is all that money going? A basketball court, a dog park and two playgrounds certainly do not cost that much to maintain. We were told we would have sod put down and trust me that is all they did. Almost 4 years later we have had to reseed so we can have a green yard. It’s nothing but weeds, dead brown grass, stones, and dirt, which turns into mud when it rains. And they have the audacity to ticket cars at 1 in the morning because they’re parked in the street, but provide us no other parking.

      Sure that was mentioned in the contract that we signed, but the fact is what’s more important satisfying your customers purchase or providing more funds going to the city? Add a cemented area at no cost beside every townhome driveway so we can have more room as this is a ‘family’ community and obviously more then one car is expected. And the green space that they have set aside at each bend looks as bad as our yards. Now if that was our yard the hoa would be getting on us to fix it up, but yet their green space consist of rocks, stones, dirt, dead trees, and again 4 years later that’s exactly what it still looks like. What a nice view.

      The hoa payment set up on their website is ridiculous. I’ve had to fight late fees almost every month since I’ve moved here. So if you want brown grass, with stones in it and pay $83 a month for yard service just beware that is what you will get with your townhome and if you want to pay $350 a year for amenities that do not cost that much for upkeep be aware they will have an excuse for the main amenity that they know darn well everybody wants. They should have to pay for a pool pass for every single family in this neighborhood to go to another facility for their entire family. Regret my decision. Should be able to put 0 stars.

      We bought a house in the Stonewater community. As a second owner. We understand that there is no warranty on the house itself. But on the land that they graded not correctly floods, horribly every single time it rains just a little bit, and they will not come out and regrade it or help at any kind, even though they said they would. We have worked with the property manager, which his name is Mike and Less, which is his assistant. They agreed that it's horrible. And they would correct the grading at the end of last season. They never did. They kept telling me next season in the beginning. We will do it then. This season came and they're saying, "Oh, I'm sorry, we're not gonna do it. Call your HOA." Hoa stated that they spoke to DR Horton, and they were supposed to come out and regrade it because the ground caved in and sunk.

      Now, Less, who is the property guy over here at Stoneware? Won't even return a phone call after I have called him numerous times and also text him numerous times I can see that he read it because my phone told me he read the messages. I've been working with the sales lady Susan. She's awesome. She tried to help and get DR horton to come fix this because I was going to buy a second house in this subdivision for my mother. And it was gonna be through Susan the sales lady and the office. Unfortunately, that sale is on hold until they come and correct the flooding at this house.

      I purchased my home 5 months ago. It is a new construction home. I lived out of state cross country so I did not attend the closing in person. I felt comfortable with that since it was new construction. I found many things wrong when I arrived. Some things were not so obvious like sloppy paint, scratches on cabinets, etc. In my mind that was just no attention to detail which was not a big problem.

      However some things were very obvious which makes me feel they lied to me when they said they did a final walkthrough. There was a big hole in the garage wall which an almost completely blind person would have seen. The dishwasher did not work, the garbage disposal did not work properly, a patio light was missing with wires exposed, etc. I could go on but I'm sure you get the idea. If you're brave enough to purchase a new construction DR Horton home don't only just look around during your walk through, get a ladder and look up then get on the floor even on you back and look down. If it's anything like my new construction home you will find something wrong or incomplete.

      Steer clear from Dr. Horton homes and any of their subsidiaries. They offer a 10 year structural warranty and do not stand behind it. Delay, Deny, Depose is their strategy to wear out the owner. They own the warranty company so there is clear conflict of interest. RWC warranty advisors will blame dog runs, vegetation, dirt, too much water, too little water, gutters, no gutters for the foundation failing. My foundation is cracked from left to right, end to end, was told it was cosmetic and then when it got worst, told it was owner neglect. There are 45 houses that have had to get their foundations repaired since 2021 all within 1-4 street radius of my home...this doesn't even include the rest of the huge neighborhood we are in. The common denominator is the builder. Our houses are falling apart and their warranty is set up to act in bad faith. If you don't agree with their findings they offer arbitration where you have to pay $1200 just to be heard.

      Do not buy a home from Dr.Horton/Lennar/Express or any of their subsidiaries, don't let their low prices reel you in, as it will cost you so much more in the long run. Fixing your foundation is $50k+. You will also have to fix the drywall and replace all the broken tile from your foundation cracking in half. If you're in the process of buying, ask for the geotechnical reports of the ground the house is being built on and all the stamped engineered plans for your foundation, hold the builder and their engineer responsible for building a house that won't fail within 5 years. My RWC FILE # is **, in case Dr. horton reps want to say they don't have record of me.

We see that your home originally closed escrow in 2017 and you purchased it from the original homeowner in 2023.       We are very disappointed with the post-sale service from D.R. Horton. We raised a maintenance request nearly 5 months ago regarding an exterior issue (visible damage/opening near the roof/soffit area), and despite multiple follow-ups, the issue is still unresolved. The condition is clearly not minor—it involves exposed areas that could lead to further damage if left unattended. What’s more frustrating is the complete lack of communication. Our requests have been left open with little to no response, and no clear timeline or accountability has been provided.

      When purchasing a home, we trusted the builder to stand behind their work and provide timely warranty support. Unfortunately, our experience has been the opposite. This level of delay and neglect is unacceptable for a reputed builder. We strongly urge D.R. Horton to improve their customer service, responsiveness, and warranty handling process. Homeowners should not have to chase for months to get critical issues addressed.

      D.R. Horton is a dishonest, lawless company that cannot be trusted. I was going to buy a new house in Heber City, Utah and I entered into a contract while the house was under construction. After the sales agreement was signed, D.R. Horton started sending me numerous addenda that were mostly senseless, inaccurate, and redundant. I told the sales agent, Joel **, that I was not comfortable with the addenda and explained the errors. He changed some items, but kept insisting that I sign the addenda or else D.R. Horton would not "go forward" with the sale.

      I told him (and he knew I was a lawyer) that we had a fully executed sales agreement and I was not required to sign anything. I explained I had the right of specific performance (meaning I could sue to enforce the fully executed contract). I explained that Jordanelle Ridge's organizing documents had been rendered unlawful by Utah House Bill 217 about a year ago, and yet, Jordanelle Ridge never revised the documents to comport with the law.

      I also learned that the government and Jordanelle Ridge were disputing terms for the government to fully authorize the Jordanelle Ridge development. D.R. Horton did not seem to want a lawyer with my level of knowledge (including reading the bill that directly affected the development) to be in the area. Behind my back, Joel (or someone) told the D.R. Horton financing agent to stop working on my loan (a D.R.Horton loan agent told me this in a text message). So D.R. Horton insisted that I sign addenda that legally I did not have to sign, then interfered with my financing for so long that I could not meet the financing contingency.

      I thought of suing but then decided I wanted nothing to do with D.R. Horton after reading about so many new-construction complaints online. Then D.R. Horton sent a letter to me stating that I was unable to obtain financing - this is false and I could easily finance this home as it was way below my means. I corrected this nonsense and I am very glad I did not buy the house. I can only imagine the forthcoming disputes in Jordanelle Ridge, the lawsuits to come, and the very unhappy homeowners who have yet to learn what I know. This company is arrogant and treats customers with no regard for clearly established contract law. D.R. Horton is a disgrace to Texas.

      I’m in the Summerville community. We’ve been here since December 2025 the panels on the outside of the house is coming off. Patio door doesn’t lock after being repaired. Garage molding is awful. The list goes on and on.

      Please don't make the same mistake I did. They are not a company who backs their product. When you pay over 500,000 for a new home you expect it to work and we have had issue after issue that's not covered in the warranty. You can't put a fridge in the garage, it trips the circuit and no not covered under warranty, they trick you with high stress signing day and you can't inspect the house so all the fixtures and doors that are broken get to be your new headache, they do not support their products. Do not buy it!

      Hello Nikki - household appliances can draw a lot of electricity and the refrigerator in your garage is an example of that. The GFCI outlet in your garage was not designed to support a refrigerator and the refrigerator should be plugged into a different circuit.

      My experience dealing with D.R. Horton in the Alabama area has been extremely frustrating and unacceptable. For the first three years in my home, we dealt with ongoing issues that were never properly resolved. After selling the home, we discovered that a separate tank had never been connected, proving the problem existed from the beginning—not something that developed over time. When this was brought to their attention, instead of taking accountability, there were attempts to explain it away as something that occurred over the years. That is simply not accurate and shows a serious lack of responsibility and proper oversight.

      Dealing with representatives in the Montgomery, Alabama area only added to the frustration. The level of professionalism and communication was not what any homeowner should expect. No one should feel dismissed or talked to in a manner that lacks respect—especially when raising legitimate concerns. This is not about personal feelings—this is about accountability and doing right by customers, including veterans and military families who expect and deserve better.

      To anyone considering buying in the Alabama area, I strongly encourage you to inspect everything thoroughly, document everything, and do not assume issues have been properly handled. Overall, this experience raises serious concerns about quality, transparency, and customer care in the Alabama region, and how this entire deal was handled.

      Updated on 04/21/2026: I’ve been waiting for over a month to get approval on my fence/patio. I was told this morning from Consumer Affairs that they forwarded the information to Delaware. Well Delaware is my issue. No response. Consumer affairs did not help at all. My information was forwarded my times to DELAWARE. AGAIN A RUNAROUND. WHAT IS THEIR PROBLEM? I was told D. ** is the hold up. She should be fired due to her rudeness.

      Original Review: They have the worst communication with new homeowners. They tell you one thing and don’t follow through. I have been trying to put a fence and patio in since mid March and being tossed around for over a month. (Told no more than thirty days.) If you have any projects you want done. Make sure you email everyday to Denise ** because she is the one that holds everything back. Just because she takes a vacation because mean my life should have to wait until she gets back. Very disappointed with them. Think twice about buying.

      Had a good experience with the sales associate. He told me how great the warranty is. Less than a year into ownership, a pipe started leaking in a wall and soaked my basement. Not only did the warranty representative, Darra, decline my warranty request, she seemed offended that I was even attempting to make a claim. Unbelievably frustrating when you spend over half a million dollars on a home and the builder won’t stand by their word. I would never by another DR Horton home.

      D.R. Horton puts a piss poor roof on their home builds claiming that’s what they put on every build. What they don’t consider is the area and the fact that we are in a high wind and hail area. Our house is less than 5 years old and we already have to get a new roof. In fact so has almost every house in our neighborhood! Their answer is it’s between us and our insurance company. Really? Wow, just wow. You buy a 300k home with a roof that doesn’t even justify the cost of the home.

      We've been in our new Horton home for about 2 years. Before choosing Horton, a friend's daughter, who is a Realtor, passed on the advice to stay away from this builder. Unfortunately, the deciding factor proved to be the location of our 55+ community, so we crossed our fingers and went with them. In retrospect, although we have not (yet) had some of the awful experiences outlined in the hundreds of 1-star reviews, we'll never have them build a house for us again.

      Before we moved in, we had the entire interior repainted, rather than leave it in builder bright white. Shortly after moving in, we had all the cheap carpet ripped out and replaced it with tile (not an option Horton would consider). And all the bathroom and hallway contractor lights are gone (to be expected), as well as the single ugly coach light on the garage. We've also replaced the cheap sliding doors in the master bathroom shower and swapped out the two toilets with 'comfort height' versions.

      For the first year, we had several minor problems. All were reported and fixed by the respective sub-contractors who did the original work within a reasonable time. At this point, we're on our own, so we'll have to see how it goes in future. There are a couple of things that are lingering that are unfixable, but just a perpetual annoyance. One is the exterior insulation. I have to assume it meets with the minimum building code thickness for new construction, but believe me, let's not spend the money to help make the house more energy efficient, or comfortable to live in. In particular, in small rooms (pantries, closets, bathrooms), any outside wall with sun exposure warms that area significantly, so you need to leave the door(s) open to keep them cooler.

      Another annoyance relates to the electrical work. I believe electrical codes call for one outlet in every room that must be controlled from a light switch. Everyone wants to be able to turn on a light/lamp when entering a room, particularly at night. So where does Horton put that one outlet - in the middle of the ceiling. Which is where you need your ceiling fans to go if you live in Florida. So that takes away the option of turning on a light in a room once you've installed the fan. Just cheapskate building, not to add a second switch in each room.

      Also by the front door, we have a single switch which controlled the light by the front entrance as well as the garage coach light. Like yes, we always want to have them both on or off at the same time! Just needed a second switch, but that too would cost $. We solved that with replacing the light fixtures with smart ones, so the one switch is permanently on, but the lights decide when they are needed.

      So there's nothing, so far that is earth-shakingly bad, but the overall sense we have is that at every possible corner costs are pared back to provide the absolute minimum in features for the maximum in money. It's unlikely we'll build another new home, but if you are considering it now, I'd read through these reviews and think long and hard about who you'd choose. If there are multiple builders in the area you're looking at, try asking an independent Realtor for their thoughts (one not employed by Horton!)

      This is a true statement and I make it under oath with the contract from D.R. Horton. See your contract under the Addendum 15 Home inspection. Is it lawful and ethical for D.R. Horton to be insured in a buyer's addendum? Well look in your look in your addendum 15 home inspection and see if D.R. Horton is covered for $1,000,000 in your mortgage. He is in mine. If others have the same language, I believe this cat is liable for a class action suit.

      I'm an army veteran and D.R. Horton has tried to bamboozle and hoodwink me with a 4% interest rate for veterans. I feel on the floor for it for a few minutes thinking I was getting a great deal until I sat down and read that damn "addendum 15 home inspection page 1-2". When I saw that $1,000,000 I would pay to cover liabilities for D.R. I said D.R. is pulling a Trump card on me. You know. Make America Great Again. Lol. I don't even have a contract with old D.R. I'm lucky to have done some searching on the dude I signed the contract. Y'all read y'all contract.

      I purchased a home from D.R. Horton at the end of December, and unfortunately, my experience has been extremely disappointing. In just a few short months, I’ve had three separate roofing issues—including a leak that came through a light fixture inside my home. The roofline itself was visibly wavy due to problems with the underlying plywood and beams, which required repair. On top of that, multiple shingles/patches have lifted during wind at the front of the house.

      While the quality concerns are significant, what has been even more frustrating is the lack of urgency in addressing these issues. Despite active leaks and incoming rain, it took two weeks for someone to come out for repairs this most recent time. This delay has the potential to cause further damage to my home. In a community where there are dozens of roofers actively working, the lack of timely response and follow-through is unacceptable. This is something future buyers should be aware of when considering purchasing a D.R. Horton home.

      STEER CLEAR FROM D.R. HORTON HOMES. I purchased a D.R. Horton Home. Parts of the insulation in the ceiling/attic was missing. When they finally did come to fix it, they made a huge opening in the living room and used a different paint to cover. The area that was "fixed" is very visible. ALL 3 bedrooms upstairs are so hot that my son has to open the window in his room even during the winter when it was literally freezing outside just to get fresh air. I have had to purchase 3 portable air conditioners just to try to keep the rooms cool. I have sent e-mails regarding this issue to no avail.

      The cabinets in the kitchen are of poor quality. They cabinets are bending due to the weight of the plates and dishes. I do not have that many dishes. I also had to buy small wooden boards to hold up the cabinets since they are bending so badly. I have had to do this with all of my kitchen cabinets. The indoor doors are so flimsy, they are coming apart at the top after I put a cloth hanging shoe rack. I had to take it down since the panel on door was coming off.

      When I bought the house, the back door had a huge dent in it as if someone kicked it in. When I requested to have the door replaced, the building engineer or manager or field supervisor ( whatever his title is) told the guys to cover it up with some paste. I know because I arrived when the guy was trying to cover it up and shape it to make it look like it was new. Some of the floor boards were not cut to an accurate length and they just put another piece of floor board to reach the corner wall. It is not in one piece as it should be. It is a short wall. Some of the floor tiles have noticeable chips in them and they refused to fix them. There are multiple "cosmetic" issues such as that and the field supervisor said they DO NOT FIX COSMETIC ISSUES, even though they caused these issues.

      The laminate flooring they use is extremely of poor quality. The boards started warping within a year and I only use a damp mop to mop. After I mop I have to go back and dry the floor with a towel like Cinderella just to make sure the floor is dry. That is the only way I have been able to keep it from warping even more-so.

      The sod they put down is the cheapest available and under the sod is all rock. You can't dig 2 inches without running into rocks. The irrigation has cheap parts. I can't even use the irrigation due to the heads breaking so often. I have tried to replace the heads but then another breaks.

      The steps to enter the home are not properly leveled so the water pools on the steps when it rains or when I water. I have to be putting bleach to remove the algae that builds up when the water stays. There are so many issues with this house. It takes a lot of time just to keep the house maintained on things that shouldn't take all that time had it been properly built. D.R. Horton uses cheap materials and cheap labor. I would come to check on the house when it was being built. On one occasion I found a worker asleep on the concrete. There were beer bottles everywhere. I have so many stories to tell from my experience.. Don't make the same mistake I did. I regret buying a D.R. Horton home. PLEASE LEARN FROM MY EXPERIENCE. REMEMBER, YOU GET WHAT YOU PAY FOR AND WHEN IT COMES TO D.R. HORTON, YOU ARE PAYING MORE THAN WHAT IT IS WORTH.

      I've read enough of the previous reviews to know it's really pointless to leave another 1 star review, but As soon as I moved in, I had to deal with faulty wiring, a clogged AC, and leaky faucets. I made a warranty request for the wiring issue that was too big for me to fix myself and decided to bare with it and handle other issues on my own assuming this is what it meant to own a home owner.

      However, I was told that there was a 30 year warranty for structural damage and a 10 year warranty on the roof. Now here I am it hasn't even been 2 years since I moved in yet and the facing of the driveway is spalling and facing of the roof is falling off. I submitted a warranty request that was ignored originally on Feb 7, 2026 and again today asking them to at the very least let me know if they were going to help or if I should arrange to deal with it on my own. Long story short they said it's my problem because inital 12 months warranty, which covered repair materials, had expired.

      No big deal I intend on having the house fully inspected again and addressing any issues myself before anything that could actually compromise quality of life happens. I just felt obligated to inform future buyers, the sales people lie, they won't honor any warranty after 12 months (even though the sales person says your covered), and your warranty request will probably be ignored. This is my first home so I'm not really disappointed, because I was always told it was alot to take on, I just didn't expect to have to deal with so much with a new built home and I felt obligated to let everyone who might take the time to read this know what they're getting into before they buy.

      I am very capable, so my review isn't filled with stories of warranty request, as I did alot on my own since I didn't find the work difficult, but after reading previous reviews, and seeing that there terrible customer support was a pattern, I felt obligated to add my to cents. If you don't believe me read a few more reviews, and you'll see the pattern.

      Overall, my honest opinion is, it's a cheaply built house but, my lease was up and majority of the issues were minor (for me) so I'm not that upset. But, I'm not a fan of being lied to or cheated, so this review is mainly to let you know their customer support sucks and the warranties they promise are basically lies to bait you into thinking you're secure. Again if you don't believe me read more reviews, it won't take much to see a pattern.

      All 3 of our toilets had cracked flanges. The plumber said the floor was very unlevel and they didn't use shims to level the toilet. That is why they cracked. It's something our inspection didn't find. It cost us $675 to get the toilets installed correctly.

      Closed on September 30, 2025. Now it is March 22, & we still cannot use our backyard due to poor final grading & drainage issues & standing water. Many other issues, 4 ft white pole standing in front yard, who knows what it’s for. Vanities in bathroom coming away from the wall. Shower leaking down wall going to the basement. Trashy appliances. Front door doesn’t seal. Problems go on & on. We were told after all building was completed that the drive or road would be resurfaced, now we’re being told that’s it. Potholes everywhere from huge heavy construction trucks. Curbs have missing concrete as does the grassy areas between road & sidewalks.

      Two neighbors have had nails in their tires, probably due to lack of cleanup in the road. Every day, something else goes wrong. These are supposed to be new homes. You’d think nothing would go wrong for several years. Living here in this Williamsburg, Ohio subdivision is a nightmare!! If I could leave no stars, I would. Also sales agent was a complete **. King was his first name, don’t know his last. Every question asked, he acted as though it was an imposition to answer. Lured in with a low interest rate. Beware!!

      Updated on 04/26/2026: D.R. Horton’s claim that they have "forwarded" this to the Delaware division is not a resolution. I have received a dismissive response from the Assistant Customer Service Manager, Brad, who is attempting to shift liability for my high utility bills onto a subcontractor. Required Action:
      1. Provide a written schedule for landscaping restoration and mold remediation within 48 hours.
      2. Provide the process for submitting my utility statements for direct reimbursement by D.R. Horton.

      3. Assign a new representative to this case immediately.

      The mold remains a health hazard, and my yard remains a hazardous construction zone. I will continue to update this review until these structural and safety issues are resolved.

      Original Review: Run from D.R. Horton at Barksdale Crossing in Elkton, MD. Bought a new construction home here in 2025, and it has been a nightmare of poor quality and zero accountability! Have dealt with persistent basement mold and a never-ending water leakage issue that has sent utility bills through the roof. Instead of taking responsibility for these structural defects, their representative, Brad, was insulting by claiming that mold remediation was a "courtesy" and trying to blame the humidity on a rug rather than the building's failure.

      Furthermore, Sobieski Plumbing's "fix" failed within weeks, and D.R. Horton has left my lawn in shambles after digging it up, refusing to send a landscaper to repair the damage. This reflects a total lack of proper inspection and a failure of their claim to be the "#1 Home Builder." Their reps act like doing their job is a favor! Save yourself the stress, the health risks of mold, and the financial drain. Buy from a builder who actually cares about their customers!

      We purchased a new D.R. Horton home on March 15th 2024 and in that short period of time we have spent over $4000.00 dollars in repairs: $693.06 for a new console for our oven (09/26/25), $3365.09 for a new blower motor and wheel for our heater (no heat for four days for these senior citizens) (12/31/25) and replacement of a part in the fireplace which the repairman said that the part was old and should have not been put in the fireplace to begin with (12/03/25) $236.00. Can’t wait to get rid of this home. It is not a well built home as it is drafty. The windows howl from wind blowing in that my blinds blow away from the windows, what an extremely horrible built home. I only hope I can sell this disaster before anyone finds out what a horrible builder DR Horton is. No recommendations to any friends and family to ever purchase a home from this builder.       If I could give 0 stars, I would. Worst experience- New construction, but wouldn't let us change anything in house. Floors not level, trim not all the way to floor- filled with putty. Yard not level- large sink holes. No towel holders were installed, no cabinets above the toilets- closets subpar. Not even a year in tankless hot water heater went out- left family of 4 without hot water during sub-freezing temps for 3 days. Hallway needed touch-up paint - paint color they gave doesn't match- Sherwin Williams says the paint looks watered down. Warranty issues always receive they same comment from warranty department- THIS IS NOT COVERED. Worst experience ever- Will not buy from them again.

      The most frustrating part has been the tone and communication. As a female homeowner, I have been repeatedly talked down to rather than listened to. Warranty service should never require repeated follow-ups or arguments just to have legitimate issues addressed. On top of that, I was given false information by a D.R. Horton representative about what the village had approved regarding the drainage plan. It raises the question: does D.R. Horton knowingly tolerate or hire staff who treat women disrespectfully?

      Poor HVAC runs thru attics = very poor savings on elec. Terrible laminate flooring shrinks with lower humidity and stock to replace is non-existent.. Poor

      Elec work has had to be replaced at owner expense.. slab cracks discovered under carpeting. Horrid lawns that even landscape Company cannot correct. Neighbors have had to replace their HVAC systems after just 8 yrs! Shocking transition dump on the HOA with no recourse due to developer land hand off to DRH and county declining remediation. Never buy again. Hoa dues increased to $121/month for this VERY modest amenity community. We were told 66 homes.. in 3 yrs it became 410 homes .. awful.

      Been in my DR Horton home for almost 7 years. I hate many things. Like the fact the ALL the floors squeaked worse than the 50 year old home with water damage I had before. Or the upgraded carpet they forced on me was pretty much garbage after 5 years. All the trim is cheap crap that is falling apart. Joist spacing was spaced differently all over and exceeds most standards. Made drywalling the basement ceiling a real joy. All my lighting fixtures are lower quality than you’d find in a big box store. I think replace over a 100 bulbs a year in all fixtures other than the fixtures I’ve installed. All appliances have already been replaced due to failure. It’s not only cheap products but cheap craftsman they hire.

      Moved into our D.R. Horton house in Sept. 2025, it is now Feb. 20, 2026. I've had three warranty issues since moving in.

      1) The oven supplied by D.R. Horton had the door fall off, not covered by D.R. Horton warranty. Called Whirlpool on Jan. 13, 2026. The repair service could not come out for a week. Came out, connected part of the oven door, left, said he needed parts to complete the job. Did not hear anything until Feb. 15th, after I left a message that I would contact Whirlpool and request a new service provider. Still will not have parts for 8-10 days according to the service tech.

      2) Bought the ADT service recommended as this is a 'full tech' house. Had a fire alarm go off due to a smokey skillet. ADT did not get the notice because the fire alarms installed by D.R. Horton are not covered nor can they be integrated into the ADT system. I would need to buy and have installed new fire alarms for ADT to know if the house was burning down.

      3) A window located in the dining area is cracked along the seam. Looks like a faulty installation caused a pressure point in the window. Not covered by D.R. Horton nor Austin Windows. Neither cover cracked nor broken windows under their warranty.

      D.R. Horton's warranty staff said, 'I'm sorry, I thought that it was implied that you would need to pay for the replacement of the window." How was giving me the window installer's information implying that I would be responsible?

      It was implied (more than once) that D.R. Horton had a one-year full warranty to cover any issues. Implied is not contractual I am finding out. Any concrete work (including slab, I think), roof, landscaping, drainage culvert, or any thing not directly built by D.R. Horton is not warrantied. Unless a wall falls in, you might as well call a service tech instead of trying to deal with D.R. Horton's warranty department and it's contractors. At least Whirlpool sent a service tech.

      Hello Tim, warranties for appliances, HVAC, water heater are provided by the product manufacturer and homeowners should register their products with the manufacturer after they close on the home. This should have been explained during your new homeowner orientation.       Buyer Beware, Google (Dr Horton lawsuits) before buying!! Several of the residents at the Cornerstone Development are in process of filing (CAL) ref bait and switch, Mortgage Manipulation, Truth in Lending, due to special assessments that were never disclosed before or during the process of home buying. Where after One year of ownership, homeowners were notified that their Mortgage payments have more than DOUBLED! 99% of the homeowners would have never purchased had we known this. And when you Question sales staff about it they say ohh well with a grin! -100 out of 5
