    If you invite problems and substandard materials, and service, hire this company. We are second owners of a single family residence built by Clayton Homes in 2021 and have inherited floors that are peel and stick, leaving gaps 1/2 inch wide between planks. Could not see in online photos. No resolution--past warranty. Had to eat the cost to replace with real LVP tongue and groove. 6 flooring professionals said our builder installed the floors incorrectly and that they were so cheap. Also, cheap laminate used on countertops in bathrooms and laundry room. Gutters installed only on front of home. What? Front door misaligned. Wind comes through. Cutting corners is short-sighted Clayton! For the price point, buyers expect more! Next home won't be built by you!

    Bought a home from Dream Homes in Hazard KY, which is partnered with Lakeside Homes, INC in Jackson KY. Getting in touch with Lakeside homes about issue and repairs has been a headache. They never respond back with any updates and always give me the run around on replacing damaged items. The home itself is a Clayton home. The home does not hold up to what we expected of a Clayton home after researching into mobile homes. The water lines are continuously making popping noises, the ceilings are cracked in places, the door thresholds leak, objects under the flooring are beginning to rip it, light fixtures fall out and have to be put back in, wall trim falls off, and the bathroom vanity is falling apart. Overall terrible experience with the home and dealer.

    Don’t do it. I bought a Clayton and when set up, it had poor ceilings that were very obviously damaged. I notified Clayton in Waco within a month and they never fixed it. Ignored my requests. Turns out the home was a 2021 and moved, “new” to my land in 2023. Now the I went to sell it and there was deflection in the roof and some other issues that should be covered under their 5-year warranty. And guess what? Jeffery ** with Home First Agency, the Claims Adjuster says it’s weather that caused the deflection in the roof and its structural and structural isn’t covered.

    The home was set up by Clayton, it’s still level and they say it’s my fault. They offered a couple hundred bucks after their $100 deductible. They are trash and don’t uphold their warranty either. I bought another one from Budget Hokes in Waco and put it within 100 feet of the Clayton and No Problems. Clayton is made by TruHomes and they are so poor quality that they don’t even put AFCI breakers in their homes for safety. Don’t do it. They smile and lie all the way to the bank.

    We bought our home through Variety Homes in Abingdon, Va. NEVER recommend them! If my house (1959 model) had been a car, it would have been a lemon. Closed on house at end of May and moved in mid September. I had 3 pages of stuff needing fixed. This included issues with back door, living room window crooked, kitchen outlets not working and a front door that when locked could still be opened. Turned on water and the whole back half of my trailer flooded because someone didn't bother to fasten hose to hot water heater correctly. Went to take a shower in master bathroom and flooded the whole master bedroom suite. Again, wasn't put together right. We are now in November and I have still to get my back door fixed and living room window fixed and only part of kitchen outlets work.

    I was told at the beginning of September by Candace at Variety Homes that I had to wait my turn because there were other houses that were bought before mine that had to go first. Well, the gentleman showed up on September 12 to fix my stuff and there was no way he could get everything done in one day so I called back to get another day scheduled and I had to wait until October 6th. He still was not able to get everything done and then I got scheduled to October 31. We still are not done, but supposedly my kitchen outlet issue will get looked at here this weekend, which is a week after he came to fix it for third time. She said everything else will have to be scheduled into December. A window and door replacement in cold weather. That is nuts. There is no excuse why my house still waiting for stuff to be done months later.

    It was the point that was made that I had to wait because houses bought before mine went first but each time he doesn't finish I just get shoved to the end of the line where people who bought houses after me are getting work done. Finish one house before you go to the next. Not really a hard concept. Get more contractors if too much work. My issues are not with contractor who has been trying to fix stuff, it is with shoddy workmanship at factory and Variety Homes who can't seem to schedule appropriately. Quantity over quality is no way to keep customers. If any further questions I can be reached at **.

    Mobile home for sale. Told all problems then disappeared? Issue with windows top falling inside. Screen door never closes have to slam shut!. Leak under kitchen sink. The kitchen and bath faucets freeze. The drain stoppers don’t come out?? I know they’re made cheap but 80,000 just buy a house (as many problems). Really help the poor! I’m not trash. You sell trash!!

    We purchased our mobile home from Clayton Homes in Glasgow almost four years ago. The service we received then was impeccable, and it has not stopped since we received our keys; we are still getting that same service nearly four years later. Recently, the master cold water shutoff started leaking. When I called Clayton Homes and talked to Grant about it, he was very concerned. He promised to have someone come and work on it as soon as possible. Two days later, two service guys, Drew and Bruce, arrived, and they were extremely courteous and professional. They quickly repaired the leak. I would definitely recommend Clayton Homes in Glasgow to anyone considering purchasing a mobile home. Clayton Homes in Glasgow does not stop caring about you after they have your money!

    Honestly I wish I would have known how cheaply these homes are made before we purchased one. My husband and I bought our Clayton 860 sq ft home in July/August. It was delivered on site and we immediately noticed mistakes, sloppy work, and poor construction. We bought our home through a local vendor and they kind of were like sorry but this is how Clayton makes them. SOL.. :( Shoddy paint work throughout (clearly lack of professional and thorough painting to ensure continuity in each room. The marriage line in the ceiling is literally Styrofoam (we had an extra piece leftover), the baseboards are literally particle board that busts easily if hit by anything. Paid extra for ball bearing slow close drawers what a joke they are glorified soft close. My husband actually does HVAC and noticed upon removing a broken drawer (yes multiple drawers weren't properly working) the venting isn't even connected properly he's going to secure it better.

    We went from a 1980 mobile home and even though it was much older, we feel at least some of the construction was better done then this brand new home. My in laws also bought a Clayton home just before us and a whole wall of cabinets is off centered requiring demo after they moved in. We have large squeaks walking on the floor because the floor joists are messed up another thing we have been told will be fixed later when they return. Honestly I feel in the time they have to manufacture these homes they either need to slow down and do a better job or hire more experience construction crews. So thoroughly disappointed in our 120k 860 sq ft home.

    I bought a home in 2015 and have never had such a terrible experience. The lies were just unbelievable and I went to almost every agency to get satisfaction but the BBB get a dues from the companies they work with so they were totally useless. They put home in wrong spot on property and an I-beam underneath was bent a foot down, screws were sticking out of the siding. I have soggy floors in spots. The ceiling joists are two by two’s on twenty four inch centers. I could go on and on but if you are not looking elsewhere after this you get what you deserve.

The warranty expired on July 21st, 2016, as HBF provides only a one-year manufacturer warranty for this home.     Buying from Clayton Homes has been one of the most frustrating experiences we've had. It’s been over a year since our home was delivered, and we’re still dealing with unresolved issues. They've come back four separate times to address problems, yet nothing seems to get done right the first time — or at all. Here’s a list of just some of the problems we've faced:

    Broken window during transport — still not fixed, despite multiple requests
    Mismatched paint and overspray all over the trim
    Painters who don't prep their work area, leading to a messy finish
    Missing screws in cabinets
    A faulty water tank that never should’ve passed inspection

    Poor-quality texture work that still hasn’t been corrected

    Even after trying to escalate the situation to corporate, nothing has improved. The service team is slow, disorganized, and inefficient, and they rely on people who clearly don’t care about the outcome of their work. Meanwhile, a family member who bought from Palm Harbor — right next door — had zero issues and a smooth, stress-free process. We regret not doing the same. Honestly, measuring a window, prepping for paint, and properly installing basic items shouldn't be rocket science. We're done giving Clayton Homes the benefit of the doubt. If you’re shopping for a manufactured home, go with someone else — Clayton Homes is not worth the stress, delay, or disappointment.

    Hi Levi, thank you for sharing your feedback with us. We contacted the factory several times for the correct window, but they kept sending the wrong one. This wasn't noticed during the walkthrough, but we tried to resolve it. The customer bought a lot model that needed repainting in main areas, which we completed during setup and the customer was satisfied. We also fixed the cabinet. As a courtesy, we returned at year-end to repair minor cracks from settling, even though it wasn't required.

    We purchased a 2024 Boujee XL Series 2 in November 2023 from Warrior Wholesale Homes in Moundville, Al. The home was paid in full at the time of purchase and that was the first mistake. After the dealer gets the money you no longer matter. After being set-up trying to get them back out to do the punch list was an ordeal but they did finally show up and tried to correct all the flaws. Here we are less than 2 years in and mold is everywhere per the attached pics and the floors are starting to buckle in the kitchen, master bedroom and master bath. This morning had company come in and there is 99 percent moisture in the floors. This is all due to incorrect installation of the ridge cap. We have 3 small children that has been affected by this mold and mildew problem (respiratory).

    We wish to be as honest and frank with our comments as there were some good things with our experience. Some not so good. We researched and visited several Clayton Homes dealers before deciding on the dealer in Mt. Airy, North Carolina. This was due to the honesty and integrity of the salesperson, Chess **. We were very comfortable and enjoyed working with him. We liked the models from Rutledge Homes the best. Chess arranged a factory tour for us and accompanied us to see the factory and how the homes are built. We liked what we saw with the process and felt that the home we were choosing was of good quality.

    We decided to purchase the Classic 56 model which fit our needs. The house flowed well and looked really good. Chess took us through the purchase process and worked with us to schedule delivery on the dates we needed. It went very smoothly. The first half of the home arrived without incident but the second half did not go so well. Certain precautions such as tree trimming along the mountain road were not done although we paid for this. Due to this problem, the contractor tried to turn the house around so as to not damage the plastic covering the house since rain was in the forecast. This was a steep mountain road and the mover decided to “lower” the house using his crawler. According to the mover, the hitch broke and the house drifted down off the road partially into a large ditch and was also blocking the road. The house was still intact.

    The project coordinator, John immediately lined up a crane and a crew and picked the house up back onto the road and had the house on our property within about 14 hours. After a factory rep came out and inspected the house, the only damage found was a damaged door and a broken toilet tank cover. To our advantage, this was the half of the house that did not contain the kitchen and utilities area, only living space and 1 bathroom. After inspections, the go ahead was given to assemble the 2 halves together. The local building inspector failed the assembly twice. Once due to too much gap between the 2 halves. It did not meet the manufacturer’s specs and you could see daylight around the seal between the 2 halves. On a second attempt, the contractor tried adding adding additional bolts and lags which also failed inspection.

    The contractor finally had to bring all his equipment back to the site and re-position the halves correctly and it finally passed inspection. However, this problem caused about 2-3 weeks delay. We did have problems with the project coordinator. Lack of communications, delays with contractors showing up on schedule, etc. Thankfully, Chess our salesperson and Erin the manager stayed on top of things for us and we finally got the house finished.

    In my opinion, the Rutledge home is a well built home. It says a lot when it survived a fall down a steep mountain road pretty much unscathed. We were disappointed with the project coordinator as well as some of the sub contractors. Other sub-contractors such as the one building the front steps and back porch did an excellent job. Chess, the salesperson did an excellent job of staying on top and fighting for us through the process. We felt we could trust him and I would not hesitate to do business with him again.

    We have been in the house for a few months now and Clayton Homes as followed through with taking care of smaller repairs and issues we have have found after we moved in. These issues were mostly minor as is normal with any new home and were taken care of in a timely manner. We are happy with our new home and enjoying it greatly. Kudos to Rutledge Homes of Tennessee, to Chess who stuck with us, to Jake who did a great job on the repairs and to Erin the manager as well.

    I have owned the Country Aire for over 2 years and I have found that all the baseboards are in fact cardboard and if it gets wet that's not good and the linoleum is in no way glued down, it is just one huge sheet layer across and stapled at ends, this house otherwise seems fine and is well insulated but where you think there is wood it's not, it's pressed cardboard and if a small tear happens on the floor there is no fixing just replacing. Will I buy another? No I will not.

    The quality of the Clayton 2025 Appalachian Eagle 76 mobile home is the worst. They really don’t care about their homes. The cabinets are cheap and uneven. The batten strips has so many nail holes and they don’t putty any of the holes. 2 of the bathroom has the switches wrong to turn on lights. Had leaking under bathroom sink 2 times. Cheap material! The factory that built my home has NO pride in their workmanship!

    I closed on my home on 2/8/2021. I have a Tru Satisfaction built in October of 2020. The setup contractor set the front half of my double wide unlevel. I had a gap in the marriage line gasket due to this. On hot summer days I could feel heat radiating down from the attic into the marriage wall. I had to file a complaint with the state manufactured housing board to get them to level the house properly and "fix" the marriage line gasket. They refused to separate the house and then relevel it, which would've properly sealed the marriage line gasket. Instead, they sprayed expanding foam into the wall where the gasket was to seal it. The floors at openings along the marriage line weren't level with each other. Also, I have multiple interior door frames that are severely twisted out of plumb and out of square. My master and guest bedroom doors swing closed so I have to use a magnetic door stop to keep them open!

    My master bathroom and guest bedroom door frames are severely twisted, which you can see in the pictures. When they delivered the home to my property the setup crew didn't have the proper equipment which I believe caused my home to get twisted. I think this caused the door frames to be twisted and also my master bedroom window frame. The window sill is lower on one side than the other on the bottom. They refused to fixed the door frames properly. Instead, they just took the trim off and shimmed it as best as they could. In the master bathroom they had to cut a hole in the trim where the hinge attaches to make the door close, which is bending the hinge. It is so far out of square that the door wouldn't close unless they done this. They told me they couldn't and wouldn't square or plumb the door frames because the state code only requires that the doors latch.

    I don't know how my home passed any inspections! There were multiple code violations in the way the home was setup. They didn't cover the entire ground with vapor barrier and the hvac crossover duct was touching the bare ground. Also, they didn't attach the insulation to one side of the crossover duct, so there was condensation under my house. The condenser coil on the air handler was leaking condensation on the floor due to poor design. Most of the minor issues were fixed or I had to fix myself. The major issues they never fixed properly are the setup of the home and the twisted door frames!

    They releveled the home, but didn't disconnect all of the structural connections at the roof, end walls, and floor rim joists! Which they should've done since the home was set unlevel when they made the connections! The front piers on the front section of the home were 1-1 1/2 inches out of level! So, there is now stress on all of the structural connections of the home since they weren't disconnected before they releveled it! I don't know if my home is going to have structural issues later down the road because of this!

    I am very upset with the amount of manufacturing mistakes, poor quality of products and one year warranty for a home that needed too much repairs in the first two years. Being out of warranty after one year is not acceptable and the lack of accountability by the manufacturer was disappointing. Some of my complaints were dismissed and now I am paying out of pocket to get things done correctly. Leaky facets, uneven floors, poor roofing products that leave me with leaks and was told I am responsible for yearly maintenance because of the poor quality of initial installation.

    I was warned by seller about the roof but would have never expected to replace my roof in less than 2 years to avoid further water damage. Garden tub cracked in first year and repairs completed did not hold up for long. Will have to replace tub very soon, too. Level my home, replace to tub, hire a plumber for the leaks and who knows what else is behind the walls. House looks great at a glance but once lived in the poor craftsmanship shows.

    I wish I could give Clayton Homes of Dublin, Georgia a -10 rating. This was by far the worst experience we have ever had and have never met a more despicable and underhanded sales team in my life; mainly Bradford aka Brad. My husband and I initially toured homes at this site for new ones but ended up noticing a 2020 repo home while I was looking out a back window. It was well priced and after much discussion, my husband and I decided to move forward. We were told multiple times by Brad that a cash buyer can come in any time to purchase it even though we were in the process of buying it; however, he would state it would be rare for someone with cash to come in.

    As we were going along in the process, we were told over and over about potential cash buyers but we were "always first in the running". However, as we got closer to getting all the permits needed, whenever we would have communication with them, they always asked about the down payment....All the money was going to the sales center. We wired $11054 on a Tuesday, screenshot of the wire transfer confirmation was sent to Brad via text in which he gave a thumbs up; and Vanderbilt stated that they were going to scheduled our closing for the following week. The very next day, Wednesday, Brad TEXTED my husband that a cash buyer came and bought the house. He stated "I am so sorry but I can help you find another house." Infuriated was an understatement to say the least.

    Brad finally grew a pair and called my husband who gave him an earful. We couldn't understand how you can take our money on a Tuesday and then sell it to someone else on a Wednesday. Then to add more insult to injury, in order to get a refund, it will take 14 days and we have to come down to the Dublin location to pick it up.....2 hrs from our current home. When we went to other Clayton Homes locations to look at homes and tell them the experience we had with Dublin, they are all shocked and state "we don't operate that way".

    The Vanderbilt financing staff, Kyle and Audrey, were absolutely fantastic and supportive in this process as well as this event of the house being sold after getting our deposit. We were told that Dublin will call us when the check is delivered; yet the check was dated 7 days prior to us picking it up and the only way we knew the check was there was from me calling inquiring about it. We have met many Clayton Homes sales associates that are very nice and helpful; however, do yourself a favor and stay far away from Dublin!!

    The home is nice but they had a terrible plumbing subcontractor that would not listen and due to the unnecessary mess that they created I turned my ankle tearing a tendon so will be suffering from their incompetence the rest of my life. Clayton's refused to give me the name of the subcontractor so I could review them directly. Honestly I feel like they should be paying for my medical expenses.

    We bought our home in 2013. We recently decided to update the siding and are in absolute shock to see that 80% of our home does not have actual plywood sheathing! It is just Styrofoam sheathing that has been cobbled together with holes left in some seams and joints. We are sick to our stomachs. It is going to cost us well over $1000 to install plywood onto a home that should already have it. And Clayton, don't even bother with a reply. We will bite the bullet and fix our home. However, we will not ever recommend a Clayton home to anyone.

    Run why you still can. Find a different option. We bought our home in 2018. We had some issues that we addressed within our warranty time frame. I was traveling for the military and my civilian job a lot. Their repairman came and did the repairs. My pregnant wife at the time signed off that was fixed. Granted we had a broken floor joist and the floor was coming up pushing nail heads through our floor. They got the floor back down and they caulked over the nail holes. Not the best but can live with that.

    But here it is a few years down the road and we are having the floor coming up. I crawl under the house to see what’s going on and the repairman never put back the insulation where he cut slits in to fix the issue of a broken floor joist. Never put it back the way it was supposed to so moisture has been getting to my floors. Also he only scabbed on to the joist instead of replacing and he put a bracket on the bottom of the sub floor to pull it down instead of securing properly. Also our whole sewer trunk line had fallen during our warranty.

    The same guy came to fix that. They had used plastic pipe strap. It’s not meant to last or hold up that kind of weight. I asked for metal pipe strap to be put in place. He said that he completed replacing it all with metal only to have my sewer trunk line back on the ground and finding he only replaced 2 spots with metal pipe strap. When we had the house placed we asked to have 4ft under the bottom of the house. They set it at a foot and a half. So I have to army crawl. When confronted by this they said they were trying to save me money on blocking. The trim looked like a toddler with a nail gun went through putting it up. The roof was leaking within the first 3 years because there was no tar paper under the shingles.

    The craftsmanship of their work is not there people. For 120k you figure you would have a nice home. But you put lipstick on a pig you still got a pig. Do not fall for their sweet talkings and talks of warranties. They don not stand by their product. In the famous words of Lisa “welcome to home ownership” when asked about these issues. How their repair guy caused all theses issues by not fixing it right. You shouldn’t have to recheck everything and get everything in writing but you do now a days. Especially with these people here. I serve my country for 14 years faithfully now and people like them are just out here to make a quick buck. They don’t care about you or their products. You have been warned.

    Forget about the whole horrible process of getting the home on the land. I have had my home for only 6 months. On the 3rd day, we realized the plumbing was never connected to the septic system. That was a horrible scene. It also raises the question, was this home inspected, and if so, how did they miss that? First week, realized the front door wasn't closing correctly and was hung crooked. Most of the trim around the doors and windows are loose or have fallen. Second week, the drawers fell apart in the kitchen.

    Cracks in all the ceilings, paper thin walls... Now we have soft spots in most of the floors, so soft I am afraid to walk on them. Why is this happening...is there a leak somewhere?? I get no answers. Constant condensation dripping from the vents. Ceiling damage from the wetness. I am worried about mold. I have called and emailed and talked to everyone. They send people over and fix the small stuff, then it happens all over again. Still waiting on them to fix the floors. They said it will be another couple weeks. We feel so unsafe in this house. I wish I did better research before I spent over $200,000 on this nightmare. Be so careful when making an enormous life decision like buying a house.

Most issues, aside from floors and moisture, are due to settling and the property's high-water retention. We requested factory service on 07/30/25 and performed a moisture test. The factory has tried multiple times to contact the customer by phone and email without success. We've fixed all reported issues and reached out to the factory for those we can't address.

    If I was still dealing with “Nanenia” this review would have a very negative tone. Our home was delivered in December. We moved in February. My repair list was 3 pages long. Nanenia dragged her feet. After hounding her over and over again despite her rude demeanor and constant lies, she finally sent a contractor from Alabama. We are in Georgia. The contractor was late every single day. It is now August. I reached out again in regards to my repair list that was never complete and THANK THE LORD ABOVE, Ms. Whitney ** has taken over my file and she is ON IT! She is kind and professional and genuinely concerned about my house and my concerns. Within a day she already has a contractor prepared to come next week to finish up!

    I gave 1 star because I can't give a negative 10. Our home is now 13 yrs old, but it all started on day 1 and 13 yrs later still going. It started with the pad being put down wrong and to this day we have to have the house leveled every 6 months at $2,000 each time. Then from day 1 the living room windows, bedroom windows and formal dining room windows leak (I mean pour) every time it rains. We called them out the first time it rained, they said we needed to turn it over to our insurance company, we turned it over and they sent an adjuster out, he said it was a manufactured problem, and I needed to turn it over to the extended warranty insurance (that came with the house. They came out and said it was a manufactured problem, we needed to contact the manufacturer.

    We called Clayton Homes where we bought it and ask how we get in touch with the manufacturing company, and they gave us the number. My husband called and the guy cursed him out telling him he had been building mobile homes for 15 yrs and he knows it's not a manufacturing problem and refused to do anything about it. We had 3 different window companies come out and they all said the same thing, "who ever put these windows in put them in wrong and the only way to fix this is to tear everything out and reframe and put new windows in".

    We are on a fixed income so that has not happened to this day, we just put towels in our window seals. Then our hot water heater busted and flooded the master bedroom and closet. We had a plumber come out and replace it. He ask who put the heater in, we told him it was the original one Clayton put it. He called us in there to see it and it had a HUGE dent in the side. He said it had been dropped and should have NEVER been put in the house. When it was dropped it also damaged the inside and that's why it started leaking. About a year later the PVC to the hot water heated broke, and it flooded again.

    Now for the latest issue. Our shower fittings on the lines weren't clamped properly and it started leaking in the shower and under the house. We did not know this because it was going into the belly of the house until the floor was hot. It totally destroyed the underbelly and the house. When they removed the shower, it was full of mold, it did not have water board behind it, just straight sheet rock. They also put plastic trim around the outside of the shower and the plumber said it should have been put behind it. Now our bathroom has to be gutted and redone and so does the underbelly. My advice to you is STAY AWAY FROM CLAYTON HOMES.

    While the sales part was good, it took them forever to give me the keys and I paid cash. The cleaning people just smeared the dust around and scratched all of my appliances. One door on the refrigerator was replaced and nothing more. I have staples backing out and cutting my flooring, I had to have a window replaced, major work done on a bowed out wall and now, only two years in, I’m having the entire roof replaced because it was done incorrectly. Wrong pitch, exposed nail heads, crooked shingles, cut shingles. I have nails popping out of the walls, wood trim pulling away from the ceiling. The cabinets are subpar and poorly done. Sharp staples sticking out and I’m told that’s just the way it is. The floor was popping really loud and when I asked about it,” all floors crack.”

    I didn’t have any outside water because the pipes were never hooked up under the house. Every time I asked about having the number for the company who installed my hvac until, they just laughed and said it just means change the air filter. No, it doesn’t. My toilet seat was cut, my father toilet seat was cut and broken so badly that it was loose. Grout in the shower was poorly done and it leaks every time I use it. Uneven settling in floors. I had asked for a piece of vinyl siding to be fixed. All he did was 1. Shove it up, 2. Shove it up, 3. Staple it, the staple broke the siding and then oops your warranty is expired, you’ll have to call home insurance. Front door was scuffed badly upon arrival and a thin layer of paint was slapped on it. Then the survey woman was mad that I wouldn’t give them a 10. I gave a 9 but that was before the roof, 5/10, do not recommend.

    I bought a home from the Clayton Homes in Moncks Corner. The home is really a piece of crap. Their vendors are irresponsible and left trash all over my lot. The skirt that they did in brick looks terrible. The brick isn't plumb or level. They denied it until the office got their checks then wanted to fix things. That's after I have a fence and decks installed. Not before I moved in. The floor throughout the entire house is bad. The subfloor is like walking over a rolling floor. Up and down all the high spots. They sent the factory guys out. You know the real pros, They went into my attic area and left breaks in my ceiling where they walked and and my attic access is broken and hanging down. I have called multiple times and they sent one guy out for a day to fix the things I found on our original walk through. The ridge line shingles barley cover the middle of the roof. I have had well problems too. It wasn't flushed right and clogged off all my tubs.

    This company is a terrible company to work with and they lie constantly. Clayton homes as a company may be ok but the location run by Mark in Mocks Corner is terrible. I regret everyday buying this home. I had to do all the measurements on the lot. I had to verify everything. When I was upset about it I asked to meet Mark and the project manager at the house site and I upset Mark. So as any professional would do he tried to fight me. Then the project manager sent me an email saying he would only speak to me via email. It took 8 months to get moved in and after 3 months the floors are bad, my water doesn't flow well in the house, I have broken tongues on my subfloor as well as all the joist are bad. I had to get a new stove and a new electric line. Do not but a home from Clayton Homes. I have all the proof so please say it ain't true. Go ahead. I'll take a libel case too.

    We fell in love with The Sunset home by Clayton. Due to the way our land sits, we mirror imaged the home inside. The siding was not put on so the view looking down the sides would look uniform. One of the sliding doors in the kitchen area had to be replaced 3 times and it doesn't close properly. The top and sides of the bar in the kitchen was reglued until it had to be replaced but it wasn't put in level and the sides are still broken in places. The wall coming into the kitchen from the laundry room was missing a 2X4 that has to be put in. The wall behind the stove had a crack between the pieces of Sheetrock and the bottom half bulges out. All of the corner trim was not attached, torn floor covering, a kitchen drawer fell completely apart, and the built in tv center area still has blue tape on it because the glue does not hold.

    Could not use the outlet at the bar because it caused the breaker to trip. Took them 5 years to fix that outlet. The can lighting had to be replaced, and the bathroom cabinets in the master bathroom are cut too short. I called Russellville Alabama where the home was manufactured and they sent me the number to Maryville TN to speak to them. Did any of it help? Nope! I don't recommend any Clayton home to anyone. They delay a lot of work until the warranty expires and then it's "I hate it about your luck."

    I paid cash in full for a custom build from Deer Valley through Freedom Homes of Middlesboro KY (subsidiary of Clayton). The manufacturer (Deer Valley Homebuilders of Guinn AL) is amazing - Freedom homes only amazing in that they are still in business given the treatment that we've endured. Home is damaged due to haphazard installation (see photos). Multiple calls to Clayton Consumer Advocacy line led only to empty promises that "we'll be contacting you later" (first call in February, I was told to "get an attorney", calls beginning 07/15/25 have led to promises of contact by zone VP and regional VP).

    We still have not received our home packet because we refuse to accept the installation until it meets HUD code (and now have to pay out of pocket to complete installation and mitigate damage from water intrusion through the block skirting). Freedom homes refuses to honor the warranty for "cosmetic issues" that we reported in writing on more than one occasion within 30 days of installation (damage to the metal roof during installation - Deer Valley replaced panels damaged during delivery). The general manager has tried to intimidate us into accepting the installation - even before the HVAC unit worked and before there were stairs! The salesman lied to us, with the primary deceptive sales statements including (but not limited to) 1. must pay in full for custom builds 2. arbitration agreement is there to protect the consumer...

    We have paid for three independent licensed home inspections so that we might have an objective opinion - the two we shared with the retailer were ignored. The third dated 07/07/25 (source of many of the photos) was performed to help guide us in how to complete the vapor barrier installation, address the inappropriate grade (promised by a senior Clayton employee on 4/9/25 but never delivered), mitigate current damage and prevent further damage from inappropriate grade (including installation of drains beneath the structure, addition of a sump pump and dehumidifier) and vapor barriers. We contracted with and paid Freedom Homes in full for grade and vapor barrier one year ago tomorrow... and we remain homeless.

    Your home is not "pit set"; it was installed on footers and piers with backfilled dirt to create a mound for proper drainage, as described in the site setup manual. This is a standard method, along with options like French drains and culverts. The state has inspected and approved the site prep and installation, and Clayton defers to their authority. Clayton has a video from Mr. Babos where he made a concerning statement about subcontractors' safety. Due to this, we will not provide a retraction.

    We are still in our 1 year warranty and have had several issues. Roof leaks, black mold in attic, electrical issues, bulging wall studs, sub floor nails coming up through flooring, plumbing leaks, crooked door frames. Do not waste your money. Poor customer service. They just look to patch problems. Probably going to hire attorney before our year warranty is expired.

    Updated on 03/10/2026: Purchased a Clayton home in July, 2023 in Marshall, TX. Upfront savings are quickly eroded when, in years two and three of ownership, the roof must be repaired, all windows pulled and resealed, outside window trim removed and replaced correctly, cabinets rebuilt, cabinet drawers are rebuilt, all exterior vent are repositioned and resealed, etc. The list continues. Don't buy Clayton homes. Spend more with a quality company that practices good quality control.

    Original Review: The HVAC unit is not centrally located in the home to allow adequate volume of air delivered to each end of home. As it is now, unit is placed in one end and not enough volume is delivered to third bedroom at other end. Must supplement heat/air. This is not energy efficient. During second year, all windows must be pulled, sealed and retrimmed. Drawers and cabinets must be rebuilt. Upfront savings are not worth the repairs necessary during second year of home ownership.

    I bought a Tempo model “Yesterday” home from Clayton Rockwell Homes in Rockwell NC March 2024 through a retailer Horizon Homes in Kingsport TN. I absolutely LOVE my home! Any issues with my new home was handled swiftly and very professionally by Clayton Rockwell Homes once they were made are what happened to me by TDCI including driving 4 hours to my home to complete trim work that my retailer didn’t do. The plant that built my home after hearing my story was AMAZING! Eric ** found out March 20, 2024 that I had Paid a large down payment Oct 2023 to a retailer that sells Clayton Homes “Horizon Homes” in Kingsport TN. I was expecting my home delivered and set up by Christmas 2023. I ordered my specific dream retirement home through Horizon Oct 2023 after the owners middle age son assured me he had personally ordered many homes from Clayton Rockwell.

    I moved to TN from out of State for my new home. I found out from Eric ** the district sales manager for Clayton Rockwell homes that Horizon Homes had never ordered a home from his plant and was not set up to order mine as I had been told by my retailer Horizon Homes. I was homeless at 62 yrs old living in a shop on my property because Horizon was lying to me in 2 week increments from Dec 2023 through March 20, 2024 using some reason they pulled out of air forms; supply issues, sales rep changes…etc. Per Eric ** none of the excuses I had been given for months by my retailer was factual or true. He had no idea who Horizon was, he said their company wasn’t allocated nor set up with Clayton Rockwell to order homes that he had never heard of them.

    I’m disabled, I had been living in a freezing shop through the winter of 2023/2024 because my debt ratio wouldn’t allow me to rent an apartment and close on my dream home once it showed up. I came to Horizon with a large down payment, pre approved for my mortgage, bought my land straight out waiting for Horizon Homes to deliver the home I had bought and went under contract for Oct 2023. It was end of March once I found out Horizon Homes took my money, never ordered my home, left my son & I in freezing cold for months, my home was never ordered. I was beyond devastated. Mr ** with Clayton Rockwell homes told me if I could get him in touch with Horizon Homes and he could get them allocated, he would build my home. I did, he got my dream home built within 20 days. My home was delivered to my property April 23, 2024.

    Horizon Homes the retailer hired incompetent contractors to set up my beautiful retirement dream home. Horizon homes botched the complete set-up. I failed TN State inspection, I failed Sullivan County inspection. Horizon Homes used contractors that were incompetent to set up my beautiful home. I lived in my home over a year with no certificate of occupancy that ain’t set-up to code. When Horizon Homes delivered my home they delivered it just as it came from factory without setting up interior of my home period. All my appliances were banded down, my home was covered in stickers, nothing worked including the keys to my door. No utilities worked because Horizon used a contractor working under someone’s else’s license to install my electric that didn’t know what he was doing. I was shocked twice.

    Horizons pretend electrician hooked up a 220 (my shop) with wrong wiring into the interior electric panel on my beautiful home that wasn’t rated to handle the additional load that damaged my interior electric and shocked me. Horizon didn’t pull a permit to hook up my shop. I was in the biggest mess. Horizons installers didn’t set up my home for use, storm doors, exterior lights were delivered to me in living room floor. My ice maker wasn’t installed, my keys didn't work to my doors (I couldn’t secure my stuff), my dishwasher didn’t work, My outside spickets didn't work, my dryer vent apparatus wasn’t installed interior or exterior. I had no water pressure because Horizon Homes installers didn't know how to turn on the pressure regulator….my new home showed up primer only, no paint. This was my first brand new home in my life at 62 at the time, it was a nightmare for over a year.

    I couldn’t sell, refinance or start a business on my property without a certificate of occupancy. The TDCI and local buildings inspector felt very sorry for me. The TDCI inspected my home Sept 2024 and failed Horizon Homes on complete set-up of my home. Horizon Homes did not meet any deadline given to them by the State of TN or local building inspector. I did not have a certificate of occupancy for over a year until I handled it.

    I was awarded Horizon Homes out of Kingsport TN “full surety bond” in full June 2025. Unfortunately $25,000 won’t cover Horizons homes failed inspection items, their botched set-up and all the damage caused to my property by their unlicensed, incompetent contractors or contractors working under someone else’s license without pulling the required permits. DO NOT USE HORIZON HOMES KINGSPORT TN OR NORTON VA AS YOUR RETAILER *** BUYERS BS VERY AWARE *** I've been living a nightmare since Oct 2023 through present because I had not idea that a licensed retailer could do all above, Horizon isn’t of the caliber to sell Clayton homes. I had no idea.

    Clayton Rockwell Homes has driven 4 hrs one way a couple of times to trim out my new home months after it delivered because Horizon Homes did not. Clayton Homes showed up in company vehicles, professional looking with every supply needed to get my home set up and working correctly (none of this was Claytons fault). Clayton Homes overnights me anything for my home that I’ve needed (a screen got damaged and storm door by Horizon). I’ve owned 5 stick built homes in my lifetime. My tempo series yesterday model is the most beautiful, well built home I’ve owned. The customer service Clayton Rockwell homes has provided to me is EXCEPTIONAL! My heartfelt advice to anyone buying a Clayton Home would be to only buy it from Clayton Homes. I wish I had. DO NOT ORDER YOUR HOME FROM HORIZON HOMES IN KINGSPORT TN OR NORTON VA.

    I LOVE ❤️ my CLAYTON TEMPO SERIES HOME. I HAVE THE UTMOST RESPECT FOR ROCKWELL CLAYTON HOMES. I appreciate everything they have done for me trying to right the retailers “Horizon Homes” many wrongs. Thank you Clayton Homes for being a cut above and going out of your way to ensure a now 63 year old, disabled woman dream did come true.

    This has been the worst experience ever. We signed the paperwork on March 27, 2025 and were told then they were two weeks out. The house made it to the land the end of April/ first of May. Since then it has been excuse after excuse. No one informs us of why there have been so many delays except to say that’s how the season has been. We have been told two weeks for the last two months. And Ken, the salesman, crickets!!! Nothing from him AT ALL!! I wish I could go back and change where we purchased our home.

    For anyone that is in the market for a new home, DO NOT go to Clayton of Kingsport and stay away from Ken! We have been nice through this whole process and maybe that is why they have chosen to overlook us. And as for House Smart and Kobie, they are even worse than Clayton to work with. I pray anyone in the process of buying from Clayton of Kingsport has a better experience than we have had. Oh, and still no answer as to when we will be able to move into our home or when they will be there to fix all that is wrong and replace the damaged heat pump they put in anyway.

The inspector only inspects certain days of the week. The customer has hooked his own electric up so after the septic pump gets inspected we can get it covered up and you all should be able to move in once the power is turned on.

    My wife and I have been trying to purchase a new home from Clayton Homes of Tupelo and we found a nice house on their website (Dark Nova) for a $100,000 but Mr. Aaron ** tells me that the house will be $130,000 so I asked what was the extra 30,000 for and he told me delivery & setup, ac unit, steps and whatever else they might need during delivery and setup so with all that being said. Please do your research about/on these mobile home places because some are really trying to get out on hard working adults that's trying to make an honest living and WITH ALL DUE RESPECT THANK YOU AGAIN.

    Purchasing my double wide with Jennifer ** was great until I started requesting repairs for things that were wrong. Then it was awful. Placing request for repairs and having to take photos of everything. Then when service guy comes out he doesn’t know what he there for. House didn’t come with screen door then when service guy brought one from home office it was filled with holes. Every time there after local service guy would come out and tell me he brought screen door but wasn’t right size. Would bring back. Bye. So I called wondering and they told me that it has been replaced and that crickets were eating my screens.

    Nope. Never been replaced, house pops when walking thru it because told them over and over house isn’t level. They just laughed. When raining water pours in my front door. Under bathtub no installation whatsoever. All windows are installed wrong. You can dust in morning and when you come home from work it's like you haven’t dusted in a month. I HATE I EVER BOUGHT THIS MOBILE HOME. Looking into an attorney. Oh yeah I work for a couple. DON’T BUY FROM THIS PLACE. You will regret like me. See below. Just some of the things wrong.

    My husband and I purchased a Tru home in 2024. Mind you, we paid for a brand new home, in full. We paid in physical cash. We purchased through a local dealer. It was a headache from the very beginning. Our home was delivered four days early, with absolutely NO NOTICE, so we were out of state during the initial delivery. It all started there.

    We very specifically stated to have the option of the "back door" be placed in the second option area from going out of the laundry room, instead we were given a home with sliding glass doors out of the dining room. Which was written in bold letters on our purchase agreement. We were told after delivery to suck it up, that this is the way they ALL come now. Suck it up? We just gave you 100k in cash, and you could even get a door placement right?? Okay. Sure.

    The home was poorly manufactured and constructed. The home was put together and "married" horribly. Been in this home for a year, and it's been a headache. The doors have never been fixed, there's about a quarter of an inch gap at the bottom of our front door. A crack, that has been mudded over a year ago in the ceiling and sworn on the contractors life, (his words) that it would never happen again. The corners of the subfloor have never been flat. Nails in the floor are continuously popping up throughout the home. And the edges of the subfloor are now protruding enough to actually stub your toe on. Like they missed every single floor joist when constructing the home.

    The drywall is wavy, and the home was NOT married completely. I've helped put mobile homes together, and with time and the correct work being done, they marry together damn near flush! Not this home. It's not even touching several blocks underneath, there's a 10 inch gap on the left side of the home and a 8 inch gap on the right. 9 in the middle of the home at the floor and 11 inches at the ceiling. Make that make sense. The floors in the fifth bedroom were NEVER fasten to the joists. And are completely screwed. Didn't put the brackets on cabinet doors and drawers. I guess the laundry room doesn't have to be "finished", mudded, taped or anything because it's not living area? I'm not sure. But the closets are all gapped in the corners, significantly.

    The toilets were never sealed properly. And had to be taken up and replaced by my husband. I was told by the company that all of the caulking around tubs, sinks and toilets were our responsibility. So before we even slept in our new home, I spent two days, taping and mudding out closets because of air escaping, caulking three bathrooms, all windows, and sinks. Ended up getting sick of trying to get the correct people to come fix their bullcrap, and I ended up blocking and wedging the home myself. A

    nd btw, the vapor barrier that was laid was done poorly, and in a hurry so it's not even under half of the blocks under the home. Have had issues with humidity and moisture since day one. The new HVAC unit they use is straight crap. The coil unit is INSIDE THE HOME next to the water heater?? And condensates ALL OVER THE FLOOR. The return is the metal vented door, that's not even level of shuts properly.

    Clayton Homes sent out a letter saying they were coming to fix these humidity issues back in March. I've sent the request twice for these things to be done, and they FINALLY got in touch with me in JUNE and changed dates four times. So they should be here in July. Mid/low switch Carolina heat... In July.... Yeah, our AC runs dang near 24/7. (Btw I have it set to 74).

    We were NEVER given the warranty checklist. I'm assuming because we never signed anything like that, so they didn't want to screw themselves over, so Every time we've asked about it, it has been ignored. By Clayton and by the company we purchased through. Our HVAC unit was never registered by Clayton. (I've checked the law, and the builder/installer is to register the unit and all components, and the water heater/heat pump.) We were responsible for registering the refrigerated and stove. Which we done.

    Now, listen, I understand that we purchased a mobile home. I understand that they aren't perfect. And I also knew in paying cash, we wouldn't get the same care for a home that was financed because they didn't need to keep it nice since there wasn't a chance of repossession and reselling. However, I'm appalled at the service we have received from this multi-million dollar monopoly company. Warren Buffett and the rest are all crooks. I mean, I thought there were laws that kept people from running a monopoly. Own the lumber yards that produce the product to build, own the factories that do the building, own the companies that finance the purchases, (Vanderbilt and 21st) listed as subsidiaries, which are subs or sister companies. Co own the lumberjack's that do the cutting. From start to finish. And I can't get someone to look into the floors of my home???

    Crazy. Oh, let's not forget the electrical issues. A year ago, (not too long after moving in) we noticed that when the lights were turned on in the second bathroom, the lights in the living room would flicker. The outlet we purchased from sent their electrical guy out, they said it was a connection issue at our box (So it was owner responsibility). We had the head of our local electric provider company come out and check, after I checked the connection and couldn't find anything wrong. He said, and I quote, "you done a wonderful job at connecting from your panel to the main, there is absolutely NO issue with connection here. I would advise them to take a look at the marriage connection underneath the home." This message was delayed and never responded to. A year later, our lights are still flickering. But its only on the front side of the home, the back side isn't affected.

    I know this was probably hard to read, and a lot of back and forth. But I am behind frustrated with this experience. They don't care. They don't listen. And there is fine print everywhere that gets them out of being responsible for the build and construction of the home. Sickening. 100k isn't a lot of money. I get that. But when YOU have worked hard to save that amount of money in cash, all while raising a family, it means a lot to the ones spending it. And we didn't get the value we were promised. Do better!!

    We have had to have 8/9 service calls to our home in the 11 months we've lived here. Constant leaks with the sinks and dishwasher, shoddy construction at best. The trimming all looks like they have been used before as they all have used staple and/or nail holes in them and several of them are bowing from the wall. Yes, that's how they were installed. Some trim came off doors when we moved it, and they weren't even touched to come loose. OVERPRICED!!! And all they have to do is pay some "dues" to increase their rating through the BBB. WORST HOUSE I'VE EVER LIVED IN AND I'VE BEEN HOMELESS BEFORE. WOULD NEVER RECOMMEND CLAYTON HOMES TO ANYONE, FRIEND OR FOE!!!!

    We purchased a NEW 2022 Clayton Boone 28' x 56' Model CEJ28564AH home/land package from a local builder in August 2022. We had many warranty items in our first year and past. Most recently I became concerned with many nail pops in our flooring throughout rooms in our home. I have learned through the local Summerville, SC dealer whom the home was purchased from and from Clayton that this is only warranted for 1 year. I have sent a complaint that the decision to use this option of flooring is a very poor choice. When purchasing a new home; the new owner does not anticipate replacing flooring for quite some years. I have asked for them to share their manufacturing discount with a local floor covering company to help us cover these unexpected costs. NO RESPONSE! I have attached 2 pictures. There are many other places in our home this is happening.

    This Clayton is by far the worst MH that I have ever bought. Wiring is ass backwards... Small holes in walls... Ceiling has cracks in it. The service representative is awful 😞. I have owned a Clayton Rio... It was great 👍. I guess where they are manufactured makes a difference.

    We purchased our home in 2020 from Clayton Homes and it was delivered and installed at the end of that year. We had a few warranty issues that were noted upon delivery and sent these to them, but despite multiple phone calls and emails with them to follow up on when someone would be out, we have not been told anything more than there is an open ticket. Five and a half years later and there is still no resolution.

    In addition, I discovered today that the dryer vent was never actually connected during installation so for 5 1/2 years my dryer has been venting into the interior of our home. This is a major fire hazard and it is a miracle that the house has not caught fire. I have no idea how to now have this set up properly now, even though this was a part of what we originally paid for and there seems to be no recourse from Clayton on resolving any of our issues. I am highly disappointed in how this process has gone down.

    If I could give zero stars, I would. We’ve been waiting over two months for the return of our $1,000 deposit, and it's been nothing but excuses and delays. They claimed they “mailed” it — but how can you mail something without ever asking for an address? That alone makes their story unbelievable and shows a serious lack of professionalism.

    After repeated follow-ups, they suddenly decided they’d only return $750, with no valid explanation. This is completely unacceptable and feels like a deliberate attempt to keep money that doesn’t belong to them. We gave them ample time and the benefit of the doubt, but the lack of communication, accountability, and basic honesty is beyond frustrating. If you value your time, money, or peace of mind, take your business elsewhere.

    My home, when delivered, had very wavy sides, due in part to fastening the siding too tightly. They did come and change out one whole side. It's better but not great. The vinyl floors had particles, under the surface in many places. Their answer was to slice my brand new flooring in those places, removing the particle, then forcing glue under the spot. I was appalled at this practice and for good reason, as it still looks like crap, 5 years later. Moldings were haphazardly applied, I fixed them myself, not trusting the results that they might achieve. The new pieces that were supplied, were a bit different in color, as well.

    One of the windows was installed crooked, I am living with that. In spite of having been tested and inspected, the water pipe was not connected properly, under the laundry room. It leaked and saturated the insulation. I removed the insulation and they were ready to replace it, that same day, without giving time to dry out. I said no!

    The cabinets are made with scraps of flimsy wood, with crooked doors, and shiny, rushed assembly that resulted in my having to re-secure the cabinet door and the mounting board, after 5 years. The first picture shows the 1/8" sidewall, that was secured to a 3/4x3/4" scrap of wood, using staples, that were never driven in, all the way, to start with. The second photo shows the piece that the hinge was attached to and the same flimsy scrap of wood, that holds the whole thing to the flimsy luan, no strength, at all.

    Fortunately, I am a craftsman and I was able to do this repair, shown in the 3rd picture. The final pictures show the final repair, that I did. These homes are made to look good but look closely and see the cheap construction that is underneath the facade. This home was sold through Oakwood Homes but it was built at Clayton's factory.

    I love my home. I bought it brand new from Clayton Homes of Lafayette. I am handicapped. I was handicap when I bought my trailer. I went in and looked at it before I bought it and I ask the sales lady could they change one thing, the toilet. I need the handicap toilet, it is higher than the one that in my trailer and she told me they can't touch the trailer. They couldn't change the toilet. I give 78.000 dollars for this 14x60 trailer and they couldn't change the toilet.

    We purchased the home/land package deal! The home itself is great. It's the land that is horrible. It was poorly graded, it is prone to flooding. They don't want to fix our problem but they want us to have them come on our land to fix someone's flooding problem by putting a drainage in, and with us John told us to buy pavers to line our driveway to stop the flooding on our land. My advise is do not purchase from the Clayton Homes in Lexington NC. John is horrible, I have no idea how he became a manager.

Also when buying an home you want the person you buying it from Be someone trustworthy the same as buying a car. Do not waste your time spending thousands of dollars on a home from Clayton homes. I was told this when I got was buying my home from Clayton Homes of Anderson. I just got in the home May 2nd and did the walk through to get my keys. My first payment is due June 1st so how is that 60 days? TOTAL PAYMENT DUE FOR JUNE 2025. DUE DATE 06/01/2025. PRINCIPAL & INTEREST. ESCROW

    Also, I wasn’t told I couldn’t fix a walkway or plant anything. So I ended up moving my plants around and was told that my walkway would be fixed back, and my grass seed would be put back as well. None has been like I was told it would be. Krystal ** was the salesperson. She did great work helping me get the home, but after the experience has been a nightmare. Very unorganized and poor communication with the coordination of getting the home ready to move in. I have called the Anderson location and left several messages for Matthew at the Anderson office. 864-225-6875. He has not responded to any of my calls, and it's been since May 2nd, 5th, and so on I have asked about the payment situation as well as everything needing to be repaired.

    Taylor has the list, Donnie has been informed. I told them over and over things that needed to be fixed. I was also told the first time we walked through and took my picture it would not be loaded on the website and was and never taken down. A second picture was taken on May 2nd. Claimed they do that now, so they take two pictures when you walk though the home. First time I did not get my keys due to county would not pass till Clayton did the backfill for the yard. And numbers not being on the home the first go around. I want someone to help me. I get no response from the Calyton homes manager and the run around from the rest of the associates at Clayton Homes of Anderson. I have several witnesses of the calls I have made and text I have sent with no help!!

    Ms. Dye, thank you for your feedback. The home center advised against landscaping because this could inhibit the final inspection and connection of electric lines. At final inspection, there was an issue with positive drainage. The Home Center has assisted with grading as well as the reconnection of the sewer and water lines. The Home Center paid in an effort to help get you moved into the home. Unfortunately, we are unable to assist with your mortgage payment.

    Absolutely terrible. Every time we picked out the plan we wanted they found an excuse why we couldn’t get it. (No space to put it, 3-4 more months more waiting to get it etc.) Wound up with nothing like we wanted but felt like we had no choice. We had moved here and were staying in a hotel. If we had it to do over definitely would not go to this company. Once they made the sale it was impossible to get any help with questions and problems we needed fixed. Customer service totally nonexistent! To make matters worse, its workmanship is terrible, electrical outlets are scary… And the refrigerator went out after only two years.

    Very disappointed! My Mom purchased a Mobile Home from Clayton Mobile Homes of Hattiesburg. It has been 3 months and people are still coming out to do repairs. From day one, lousy construction.. door and window trim falling off, windows that would not open over a few inches, doors not squared up; would not close or seal off light, Hot water heater leaking, wetting the insulation. Light switches that were not wired correctly.. Just a complete nightmare. They can never send one person to do all the repairs, it’s this person this day, another person the next and still, she is dealing with windows that won’t open. Will never recommend Clayton Mobile Homes to anyone.

    Salesman at Clayton Homes lied to us from day 1. We were on a time line due to disabled boy and mother's major surgery. 6 to 8 weeks was guaranteed for home. 27 weeks later it arrives several changes were made from display mode and setup was and is a disaster. State inspector even informed them on legal documents and they still say there is nothing that they done my home is partially disassembled roof leaks now and I am fighting with them to fix it. Along with several other issues on the inspector report.

    Updated on 05/17/2025: The company contacted me for my information 10 days ago, and I provided it, but we have not been contacted to resolve the issue.

    Original Review: We were asked to give a $4,000 deposit for our home. We mainly dealt with Layla. We were trying to build a modular home that was built well and had features like hardy cement, siding and a metal roof so that it would last many many years. After being told we could do this. We found out that in order to get what we wanted, it would cost a lot more and if we purchased a cheaper home and redid the roof and the siding after purchasing, it would end up being about $100,000 cheaper.

    That was our plan and they made it sound like they would take care of everything but after picking the land and having an offer supposedly accepted through the spouse of the owner as the realtor, the land was sold to somebody else. Meanwhile, they kept our deposit. Obviously, we don't feel comfortable after going through this process and wasting so much time with them to use them again, but they never offered to give our deposit back and I haven't heard back when I emailed them. It was a very time-consuming process which only resulted in disappointment.

    I love my house that my husband and I bought from Clayton. The house is very energy efficient and comfortable to live in. However, the buying process was very stressful. It was the worst buying experience we have ever had buying a home. The yard was left a mess that we are now paying a lot of money to fix. Sink holes and big rocks and trenches were left with some mesh stapled down over it all to hide it. The man that finishes the yard is sorrier than sorry.

    We have now been in our home for almost a month. We only finally got a turnaround for the driveway after I left a bad Google Review. The response was that the gravel was complimentary. Were we supposed to always back out if a long private road or turn around in the mud? Shouldn't a turnaround be standard. We were given the number for the man who does the gravel and told to take care of it ourselves. This man works for Clayton, not us, so we get ghosted and put on the back burner.

    We finally got some repairs scheduled also after the bad google review. It shouldn't take bad reviews to get help. Now rain is running down behind the gutters. We are just being ignored about it. I will probably have to pay a professional to come fix it. It is like nobody cares now that the home is bought and Clayton has their money. They also advertise a free grill if you purchase a home. We picked a grill, and they sent us tracking for it. It showed delivered somewhere that nobody knows. We never got the grill. Mud was left all over the end of our house. We were told it would be power washed off. Nobody ever came to do that. How do we get Clayton to fulfill what they say and to fix what they did wrong?

    We purchased a home 2.5 years ago and have had some minor issues... Then our year had past and had to rely on extended warranty, I am not really liking the extended warranty. But the factory did come through for us as we had expected from purchasing a Clayton Home. We have owned 2 Clayton homes. I especially want to give a huge shout out to Heather **.     Bought my home new in 2019. After living in a efficiency apt. for 3 months I neglected to really inspect the home. After the fact all I can say is it's very cheaply built Paper thin veneers over chipboard. Same as the flooring. Drop a glass and there's a cut in the vinyl sheeting. HUD should also have specs. for interior/exterior fittings, etc.

    Choose a different brand if possible. I’m in the process of putting a new roof on my 2018 model Clayton home. Why? Because of numerous leaks and have been told that it is from “wear and tear”. Very poor quality and construction, wish I had known then what I know now. Clayton says it's my fault as I did not do yearly inspections. Who knew there was such a thing?! Also, each time someone went up to check the roof for the leak there was nothing visible. Turns out it was a staple that had worked its way out just enough to leak but not be visible. But yet, still “MY” fault. Faucets are breaking and floors creak and sound like you are about to fall through. AGAIN, Stay away!

    We were looking to buy a home in the months before Covid initially hit. We couldn't afford a normal home, so we came to Clayton. Long story short we purchased a mobile home and it has been a money pit from day one. The financing part was very predatory. We were told our rate would be 6%. By the time we signed it was 9%. Within a year it was 11% and now it is even higher at not quite 12%. This is Vanderbilt Mortgage.

    The installation of the trailer was done during Covid (May 2020) and nothing was finalized. No one came to do a final check or set anything up. It was moved and that was it. We had soft spots in our floor from day one. Some seams in the house were pulling apart from day one. There is a huge seam in our bedroom exterior wall that was open about a half inch. The pressure tearing this seam apart was so extreme it broke the trim off the wall in two piece. Water pressure was at a trickle in all bathrooms, we had to get someone out here multiple times before it was fixed. We have had a leak in our hallway that goes into the bathroom that Clayton refused to fix saying that we weren't under warranty. Warranty with them lasted a year. We tried to patch it the best we could because Clayton would not help us at all.

    Our front door was out of alignment and still is to this day. Most of our doors in the house do not close properly. None of the holes or any seams were ever sealed up. It was just covered up with the trim. We live out in the country and we have had plagues of every kind of insect getting into our house, because nothing was ever sealed and we were not told that anything like that should be done. The lining under the house was not placed properly and the PVC pipes for our plumbing were not placed correctly. We've had numerous problems with our pipes just failing or coming unscrewed. We have a huge hole in our house under our tub that animals will come in and just set up shop. It drives our cats crazy because they can hear animals in there but can't get to them. None of our showers were sealed. The pieces of wall were just placed in, so it is a mold maker for sure.

    We had multiple tears in the vinyl flooring, it looked awful. Within a month nearly all of our counter trims had come unglued. None of this was present when we did the walkthrough. The escrow situation is confusing and our insurance was cancelled without our knowledge with Vanderbilt threatening to take our home when we didn't even realize anything had happened. It took us several months to get the insurance situation fixed through an outside insurance provider.

    We got into a bad situation when my husband lost his job and Vanderbilt helped put a couple of payments to the end of our loan, however, they added a bunch of fees for doing that which we were not aware of so every time we made a payment after that we were still late because of the fees and those were being sent to the credit reporting service. It was months before we knew we had this outstanding balance. This has since been resolved. Our first payment on this house was June of 2020. That is 59 payments of roughly $700. That's just over 41,000. We financed 66,000 and we still owe 61,000 on the house. With 41,000 already paid we have only paid off 5,000 off our balance the rest is interest. 35,000 in interest. WTH! I could take a hundred pictures but here is a little snapshot of what I am talking about. We have been here just under 5 years.

    I made a major mistake of buying a Clayton Home. Beware. They are junk. Do not buy, 3 years and already falling apart. A cardboard box is built better. Going to sue them. Customer service is a joke and Clayton Homes is a joke. Buyer Beware.

    Clayton Homes of Candler sold a home to my neighbors. Housesmart Construction installed the home. My neighbor's driveway was destroyed. My driveway (across the road) was damaged. Housesmart will not return my calls or texts. I have owned mobile homes most of my life, I live in a Clayton doublewide now, I have never witnessed a home installed as incompetently as I witnessed this installation. I wish I would have taken pictures in progress and not just the aftermath.

    Poor communication, poor quality, the warranty was hardly worth it. We were in a time crunch and were delayed in closing. I have bought and closed on homes for about 30 years and have never had to wait for keys after signing and the home was funded. We were not provided keys until after recording. Had that been communicated in advance, we would have done differently. The front blinds, with the exception of one room, only go down 2/3 of the way down the window. The refrigerator is of very low quality. The water in the shower is COLD. There is a device to keep it from scalding, but the water is actually cold. There is a leak under the sink. The dishwasher does not dry. In just a few days the finish is coming off a corner. The floor tore the first day. When we called the warranty, we found we had a deductible...This on things that were broken the day we walked in.

    Clayton identified the water heater issue as an anti-scald device problem and provided resources for adjusting the temperature. The problem has been resolved. Champion covered repairs for blinds and kitchen sink leak but not floor and doorway damage. Clayton followed up with Champion to schedule service. Clayton is not responsible for city road paving. Mr. Petersen mentioned contacting Home First for extended warranty issues. Contact Champion for home warranty concerns.

    Our 2024 Clayton DeSoto was delivered to our property January 2024. By July our floor was starting to bow in several spots. Contacted site manager multiple times, finally had to go to the lot before we could get someone to actually come look at it, was told their guys couldn’t fix it, would have to get a sub contractor to come work on it. After that tell through and never got anyone to give me a date they would start working on it, went back to the local lot and was told the owner would come out. Owner came out, showed him ALL the problems with flooring (bowing, rippling), discoloration to walls and ceiling where it had been leaking, trim work coming lose everywhere, outlets not flush with walls, condensation marks under sink causing countertop to be raised and the list goes on. He comes out, looks under house, realizes it’s a manufacturing error. The subfloor was not secure to frame. He would have his guys come work on it.

    They’ve come out 5 different times and flooring still isn’t right, had a floor guy come out, gave his recommendation on how to properly fix the he floor and was told I would have to pay out of my pocket a portion for something that wasn’t my fault. Needless to say my flooring still isn’t right, still has ripples, still have soft spots and still unhappy with my home. Oh and the first time they came out they put a nail through a wire causing my breaker to keep tripping and didn’t shut ac while cutting plywood in my house freezing my air conditioner up.

    We were so proud and excited for our new first home. After about a year it has been one thing after another 1. Every sink and washer has had a busted gasket flooding the kitchen, bedrooms. closet and under cabinets, laundry room. 2. All exterior doors leak inside when it rains which has caused damage to the floors and baseboards, the laundry room floor is so weak by the door you cannot walk on it, floor in front of sink in guest bedroom is week. we have had 5 drawers break not being able to use them. We moved on January 2021. Absolutely disgusted, we contacted Clayton Homes last year only to be told the warranty is only for a year. I will never recommend them to anyone.

    DO NOT BUY!!!! I purchased a Clayton Home and only within a short period of owning the home did the roof start to leak. I have had over 4 inspectors out to look at the roof and all stated that the roof was improperly installed. This will now cost me thousands of dollars to repair. I reached out to Clayton and they have refused to help with the repairs. There are countless other problems with this home like soft floor issue, cheap materials, poor insulation. Never will I ever buy a Clayton home in the future. Sharing this in case this can help to save someone else out there from the turmoil I am dealing with now.

    I bought a NEW 2025 mobile home from Clayton Mobile Home of Ashland Va, it was finally placed on the lot Dec 12, 2024 and from there has been a disaster. I didn't move in until February 26, 2025 and I have experienced so many things go wrong, hot water heating elements burnt up during my WELCOME HOME walk thru, sales rep took 45-minute phone call while no water was coming in my home, heat pump disconnect never hooked up, kitchen sink pipe leaked causing damage all in my home, including now my living room floor has bubbles in it from the water.

    My closet rack broke off the wall in 2 days and now I'm dealing with replacing my front deck because the porch has completely pulled loose from the ground with post only 10 inches with no cement to stabilize, and county passed with no support to 2 bottom steps back door is waiting to be replaced and no gutters on my home so water runs right in my door, not even a courtesy offer to compensate any of the inconveniences that I have experienced! I have been in my home since 2/26/2025 and it's just 3/19/2025! So do I recommend a Clayton Mobile Home.... in my opinion.

    Clayton Homes of Chester, located in Virginia is a scam. The employees are incompetent and lied to my face multiple times. My new home was done being constructed Thanksgiving weekend 2024. It then was moved to their sales lot where the sales rep rushed me to leave work and come inspect the house so they could deliver it to my property that same week (even though I had scheduled an appointment to inspect the house on that Saturday). The house was not delivered until March 4, 2025. They had many MANY opportunities to deliver the house to my property but could not give me any clear/transparent communication and they had absolutely NO CLUE what their contractors were doing or what their schedule was.

    The sales rep lied to me in February, saying they "fired" the contract company to go with a different company only for me to find out that was a flat out lie to buy them weeks of time until they delivered the house to my driveway March 4, 2025. They damaged the home during delivery, which I was told is a common occurrence, and they ripped shingles off the roof and did not replace them (it has since rained pretty bad and I have patches on my brand new roof with missing shingles because the contractors ripped them off). The general manager, Dave **, is incompetent. Sales Rep Michelle ** is knowledgeable about the floor plans and lacks communication and lied to me multiple times. Kim **, project manager, is incompetent and does not even know what is the status/going on with the projects she's supposedly managing. Mike ** (manager in training) is about as useful as a pile of dirt.

    I recently purchased a mobile home from Clayton Homes in Georgetown, KY, and the experience was far more stressful than when I bought a traditional home in 2006. I initiated the purchase in March 2024 and was confirmed for an available lot by mid-May. However, the home was not delivered until late August.

    For five months, I repeatedly reached out for updates on the build and delivery timeline, but my salesperson was consistently unresponsive. Calls and messages often went unanswered for days or even weeks. When I did get a response, it was vague and unhelpful.

    I understand delays can happen, but the lack of communication was frustrating and unprofessional. A simple acknowledgment—even if there were no updates—would have made a difference. Attempts to escalate my concerns to management went unanswered, and I did not hear from my salesperson again until six months after setup when he left a voicemail inquiring about my satisfaction. Given his prior lack of professionalism, I chose not to respond.

    Upon delivery, I encountered multiple quality issues, including:
    • Mismatched cabinets
    • A damaged front door, countertop, and stove
    • Incorrect underpinning
    • Loose trim and uncaulked sink bases

    • Poorly installed cabinet fronts, canned lights, and vinyl flooring

    Many of these problems resulted from a combination of manufacturing defects, poor workmanship, and inaccurate documentation of my requests. For example, I had requested a regular door instead of a barn door for the primary bathroom but was only informed after delivery that this change was not possible. Similarly, the model I selected was advertised with two light fixtures over the bathroom sinks, yet I was later told they were no longer available—information I should have received when placing my order.

    While the initial process was frustrating, I do appreciate the efforts of the customer service representative who handled the repair process. They were courteous, and the contractors completed the necessary fixes efficiently and professionally, leaving the work area clean after each visit. That said, the overall design and quality of the home are disappointing. The main bathroom, despite its spaciousness, has only one electrical outlet, while the primary bedroom has an outlet that is unusable due to the sliding barn door placement. Storage is also poorly designed—cabinets lack shelving, leading to wasted space, and I had to spend additional money on shelving after purchase.

    If I could have afforded a traditional home in today’s market, I would have taken that route. Given my experience, I strongly recommend that potential buyers consider a different Clayton Homes location or an entirely different retailer. The lack of communication, quality issues, and poor design make it difficult for me to recommend Clayton Homes in Georgetown, KY.

    My name is Greg **. My family and I purchased our home from Clayton Homes. The first day we got to do our walk through we noticed where the linoleum in our living room had gashes cut in it by a razor knife and brought that to their attention. So they sent some out and tried to repair it, glue it. Well that didn’t work started separating called back several more times and no one showed up. Made another call today and was told the last time I called the person told my contact their warranty is about up I’m not worried about it. Well if that’s what you are looking for in and experience buying a home call Clayton homes. Customer satisfaction my ass. They got their money they’re satisfied. Greed root to all evil.

    We bought a home from Clayton Homes in Tappahannock Virginia. It is the worst home buying experience we have ever had so many problems with our new home. We bought it in February 2024. The one year warranty was just up in February 2025 we have had so many problems with the home, They only fix the easy ones and would not fix the difficult issues with the Home now that the warranty period is up. They have faded away completely. I would not recommend doing business with Clayton Homes. They are a terrible company to do business with, They will leave You having to fix the problems with your home out of your own pocket. Clayton Holmes has been sued multiple times for breach of contract according to Facebook postings about the company, they have a history of selling faulty homes and not repairing them.

    My husband and I have picked out our home and put 6000.00 down at the Lake City Florida location. Prior to this we had been looking at other homes so we already had our own finance company in place, and thing were moving right along. We just needed to get our place. As stated we decided on a place and the following Monday I received a call from the Finance Manager stating they would not use our choice of lender and we had to use one of Clayton’s. Therefore we would have to start the process all over again I. Which I told them no because this process had already taken a month or so. So at this time, we are probably going to go somewhere else. Very disappointed 😢

    We bought our home on 2023 and immediately had issues. The hot water heater needed to be replaced, only half of our home was warm and we have tons of nail holes to be filled in. As well as buttons & trim falling off regularly. The home has several squeaky spots and we'll add when coming onto deck the living area shakes. When our air conditioning was installed we discovered a cut wire at electric box, the blame game went on with Clayton and air conditioner supplier. Our slider door is defective. Clayton refuses to replace it, side door had light shining all down side of it. They used two boards for marry beam however didn't fill in gap. Just today another piece of trim came off, IDK how considering all the nails they put in it. Common through out home. See pictures.

    I bought a new trailer 5/20/24 built by Clayton Manufacturing. Their quality control has a reputation for passing homes with defective parts installed for shipping to the seller. My home had a repaired patch tub/used installed at the factory. This company won't replace the tub. They want to patch a tub which is already patched. 3 defective windows were installed. The contractor from the seller said installed a little crooked. Damaged flooring was installed. Damaged countertop in spare bathroom. Two damaged cabinet door for the Kitchen, Damaged siding. This company has been getting away with this for years. They company won't take responsibility for quality control passing a bad product and the company keep mention there won't be replacement of defective products, because it will cost the company money. The seller was informed of the issue before the move in and given pictures.

    I keep getting the runaround the seller sent a contractor out review the home for repairs. I was told all parts would be ordered to do repairs. The repair man came out with none of the part which were supposed to be ordered. Just parts that were laying around the seller location. Now the factory and the seller are saying we need to come out to see what needs to be fixed. I've made myself available for this appointment. No ones come out yet. I've done two walk through with their contractors. They're just dragging this out to get out of fixing the defective product.

    My Mom purchased a Clayton Home and it was delivered with all kinds of issues from door handles installed crooked, the laundry room entry was off by 6 inches and couldn’t get a washer through the door. The Fridge door won’t open all the way because it hits the cabinets. The fridge is dented and two months later still not replaced. And they put a stove electrical outlet for the dryer hookup. But this somehow left the factory like this. My Mom is elderly and this has been so much grief.

    Let's see..Name something they did right..Well they took my money fast. Starting from the beginning, "We can have your home there in 3 months, no make that 4, then I you want to move in." "Well we hurried through the damage caused by moving it so we left your house dirty with half the repairs done." You want them to respond or to help you..Good luck. The manager won't answer calls or texts. They sent a reliable guy to hook up plumbing and he hooks up 2 of the 3 bathrooms..It's been 5 months and our house still has not been fully repaired.

    We purchased a new Clayton home in 2003. A Pinehurst model for 82,900. This was I believe their most expensive home at the time. Recently we had a ceiling fan (original fan) fall, narrowly missing hitting my granddaughter. The ceiling fan was installed by foaming the box into the ceiling. Upon further inspection of lights/fans there are more about to come down. We are in the process of cutting out portions of the ceiling in every room, putting a 2x4 across the rafters, screwing new light boxes to the 2x4 and replacing the sheetrock and repainting all the ceilings. All Clayton had to do was spend a few bucks to correctly install the ceiling boxes. Now, besides the expense and inconvenience, what was a beautiful home is full dust, insulation debris from repairs. Makes you wonder what other areas of construction are lacking ..

    Over all the house is built well, the problem we have with Clayton Homes is, the service repair, once wrote up it takes sometimes months before they come to repair, when they come they want to get done fast so they can get to the next house, which means they do not always do a good job, I wrote my ceiling up numerous times with cracks, all they do is come and put more stuff on the ceiling to cover up the crack, see pic, you can see where every seam is in my ceiling because of how thick they made it trying to cover the crack, because it was faster and covered the crack, does not look very good at all.

    Most if not all of the crown mold was cut to short and does not fit together, see pics, granted we had some shrinkage but not that much. Our carpet in the living room had an area that was up and was a trip hazard, they came and tried to stretch it to take it out, left and the trip hazard remained, right at the door area, with in a month the carpet tore, they came back and said carpet would need replaced, they came back and replaced carpet, but used the wrong tools to try and stretch the carpet into place, finished and left, I vacuumed and found three areas near my window that are humped up and trip hazards. I will not be calling them back for anything!!

    If you choose Clayton Homes, and possibly any other prefab builders, do not let them do the drywall, trim, and carpet until it arrives and is set, make sure they use drywall tape on all seams, pretty sure they didn't tape any of my ceiling seams. Lastly don't take no for an answer, have everything fixed the way you want it and don't pay them until they do it right, that was my mistake.

    We bought our home in 2018, it was built very poorly…I had a list of things needing to be fixed before I moved in, plus poor materials, this missing screws, walls improperly put together, etc…Such a mess…We are living in a home falling apart since the beginning, countertop pasted together, when the repairman came, he replied that that is the way it is in all of the homes…Don’t know how to move them to property either, holes in roof, etc…Would neither recommend or purchase another Clayton home!

    We purchased two homes in February of 2024 from Clayton Homes of Beaufort. There were so many holes in the roof that both houses flooded and nothing was done to repair the moisture damage in the homes. The one home's doors were not installed correctly and that house flooded two more times. The electrical is bad and the tenants cannot use their electricity in their bathroom; which has been reported repeatedly and no one has been sent out to fix it. The list goes on and on. Cabinet doors broken and we were told they would reorder but they only glued them back together. Trim falling off the walls and they said that was wear and tear. Our 1 year warranty ends the 14th and we have been complaining and trying to get these things addressed since August. We are extremely disappointed and would not recommend.

    We purchased a home from Clayton Homes, and unfortunately, our experience has been extremely disappointing. The quality of our home is subpar, with numerous issues that reflect poor craftsmanship. Our cabinets are severely damaged, the countertops have noticeable humps, the trim is coming apart, and there are cracks in the drywall. Despite multiple attempts to have these issues addressed, we have been unable to get a response or resolution from your team. We invested a significant amount of money in what was supposed to be our dream home, only to find ourselves responsible for repairs that should have been handled by your company. This level of service and quality is unacceptable. We expected better from Clayton Homes and hope you will take immediate action to resolve these issues.

    I am a very unhappy customer. I bought a house from Clayton of Williamsburg and when they brought it they went over a roundabout, hit our ditch because they wouldn’t build it up. So the front half popped and cracked as they brought it up. It’s also on video! We had like 21 sheets of drywall cracked in some way, 16 ceiling spots cracked. The inside door frames are so out of whack they can’t be fixed correctly as they’ve been fixed and the trim has already fallen again. But they say it’s normal! Which it’s not!!!! Tub cracked in spare master they busted the drain off and broke the toilet loose from wax ring! So beware and then I got blocked because I made negative comments!!! My back door is bowed on top! The list goes on and on! No pedestals for my island! Missing screens. Nails coming on thru floor in living room!!!

    Where do I start!!! Sales people were great! They sold a bill of goods. Got their money. Day 1. Water heater leaked. No hot water. No pressure. 2 electric outlets in the kitchen non-working. Gaps in cabinets and floorboards. 3 times we were told the housekeeping would come clean. Never showed up. 2 times we were told they would come out and fix the bad paint jobs, split cabinets and finish trim. Showed up after several calls. And subpar work.

    Crap paint touch-ups and had to have someone come fix it. This is our temporary home until we build in a couple of years. I cannot even imagine if this were my forever home!!! Total crap. Please spend your hard-earned money somewhere will they will value it. Not Clayton Homes. 2 homes bought from these cheaply made, slap lipstick-on-a-pig home imposters. Attached a few pictures but not even close to the pictures I have. Crazy. Here we sit waiting to get what was promised to be delivered.

    I bought a triple wide home from Clayton Homes to be built to Colorado codes between homes direct of Farmington and Clayton homes manufacturing West paying a third party inspector to fraudulent sign a occupation sticker and not inspect to cause endangerment to family and clients. The home has compromised trusses and a very spongy roof. The engineer and Mike ** customer service and Craig ** from Clayton homes with those from homes direct of Farmington and lawyers and State inspectors from Colorado were on the roof and in the house and the All received violations and then Clayton violated the violations and covered up black mold in the house and will not fix the roof to pass Colorado code.

    After 9 inspections we can not get a valid occupation sticker which is law in Colorado. My family and my handicap clients live in danger because of the fraud and Craig ** from Clayton only said, "Sue. We have more lawyers and more money and we will break you." Mike ** said he did not trust to let his handicap kids to live here. My family have been victimized by all of them taking away my retirement and my family's financial welfare and our right to live in a safe environment because of their lack of care to build to code or care of any consumer.

    I purchased my Clayton Home at the lot In Dalton Ga., was delivered and set up in March 2018. Set up crew showed me a large missing section of the roof was missing from being transported, they made repairs the next day I was not present. In the first few days of the year 2025 I noticed 2 roof leaks under where repair was performed, I have water stains on ceiling and wall panels. I contacted Chris ** my sales person around New Year, he said he would contact service/warranty person and get back with me. No return call, I called Chris on 1/9, 1/15,1/22 3 times, left voicemail all 5 times, talked to a gentleman 1/22. He took my name and said Chris was out on the lot and he would give him my message, as of 7 Pm 1/22 I still have not heard back from anyone. I have a warranty on the roof and demand for this issue to be resolved immediately, I have contacted Clayton.

    Do not buy from these cultified criminals.. My elderly father bought 2 home and paid in full and they didn't do their warranty work and they leaked from day one. I wrote a bad reviews. And then they tried to intimidation is but that is illegal and they took the money and ran. Father bought $130,000. Home leaked from day one.. Plus he bought $ 90,000. Home leaked from day one. Nothing but lemon homes.. Paid in full and pulled illegal crap and ran off with the money... YouTube Clayton Homes before buying.. I live in what they say is the Bible belt.     Terrible cheap construction. Cheap materials. Seems to have ZERO quality controls in place. This company either cuts corners on as much as they can or they hire people that have no idea what they’re doing. I have a 2023 model that has been in place for exactly one year. Drawers are falling apart, drawer handles are falling off and difficult to fix because the screws are too short and the holes they drilled are crooked. The bathroom lights have flickered since the beginning and both Jones Mfg in Bainbridge AND Clayton Homes have not fixed it because “they don’t know what’s causing it”. Well the lights are still flickering so let’s just wait for it to burn down. The island was not level since day 1. Again, known issue but they just pushed me aside when I pointed it out.

    The water pressure in my previous mobile home here was excellent and now it isn’t. I have a large bathtub I can’t even use because it takes forever to fill and the water isn’t warm enough. Again, nothing fixed when I complained about it. Jones Mfg looked at it but didn’t fix it. Jones Mfg in Bainbridge GA did a terrible job at the finish work leaving woodwork uneven and with gaps. If I wanted that corrected I was told they would have to rip it all out and start over so I told them to leave it. Clayton Homes is a joke and the only reason I am giving a 3 is because I do love how my home looks. But seemingly when you look closely, it is an overpriced cheap piece of crap. I’ve hired an electrician and I am working to reinforce all the drawer fronts and to inset the handles so they don’t just fall off. Over $123,000 later and this is what I got.

    I purchased my mobile home through Freedom Homes a little over a year ago and the mobile manufacturer was none other than CLAYTON HOMES!! The buying process was smooth and so was the setup but once I actually moved in with my family things went downhill. The mobile is very poorly built and thrown together. I attempted to call Clayton about my issues and they said to call Freedom about the warranty only for them to tell me the issues, I am having are cosmetic and then said the warranty didn’t cover the problems. The cabinet doors started falling off within the first month! The kitchen sink was leaking and each faucet has huge holes cut into the walls underneath the cabinets!

    The whole outlets were installed poorly. I have had to go to each outlet in my home and fix them because when unplug the cords the outlets come completely out the wall. The back door and frame is not leveled correctly or placed properly. When it rains hard the rain comes in and now I have to get someone to fix it. Of course now they say the warranty is expired and I should call the insurance company and then I’ll have to pay the deductible and find somebody to fix the issues!! HORRIBLE EXPERIENCE!! BAD QUALITY! I definitely don’t recommend people to buy with them!

    I just bought a brand new home in February 2024 and it’s already falling apart. They didn’t even hook up my sewage line so for the first month all of our waste went into the underbelly of my home. It still stinks because it was not properly handled. I received a refurbished refrigerator, rusty sinks, and a lot of caulk thrown everywhere. Not one itemized invoice has been seen…No one even cleaned the place first. Not to mention after it was all said and done, I noticed my contract price changed (went up )twice. I paid in full with a cashier's check for $113k and 2 weeks later they called to say I needed to cut them another check because the first one had a “glitch!” I went straight to the bank and found out the check had been cashed the day I wrote it!! So of course my banker said it’s their problem not to dare give them another check.

    My cabinets are falling off the wall and almost all of them have sharp screws sticking out that WILL cut you. They didn't screw my glass door into the frame now the whole frame is warped and my door no longer shuts. Island fell apart day 1, kitchen drawers day 2. Back door handle broke off in my hand day 3. The siding doesn’t meet on the front of the house and the gap is growing. There is a horrible sewage smell around the whole outside of my house that for some reason seems worse at night. They only have one tech right now and are backed up but have made appointment….we will see, not pleased at all for the amount of money spent…

    Avoid Clayton Homes at all cost!!! Especially the Tyler location. Our son recently purchased a Clayton home and it has been nothing short of a train wreck. They closed on their home in June and did not get the home delivered for several months. Once the home was delivered, it was placed on a poorly prepared pad. The pad was made with the topsoil we have on our property and it is mostly sand!! The pad started eroding after the first rain shower and Clayton said it’s not bad. We have had a dirt expert look at it and he says it’s a poor job. Now the house has a roof leak. Clayton sent somebody out and he did some rebounding of some shingles and says he resealed some areas. Well, it’s still leaking so badly that it leaves puddles on the kitchen floor!!!!

    This house has only been lived in for 1 month. Oh yes, I forgot. The house was delivered and set up without an air conditioner and they were told that there was a back order on a part needed, so my son needed to go get some window units until the part comes in! Really?! We have advised our son to obtain an attorney. Avoid this company!!!

    Poor quality homes and application. Would recommend to stay far far away. Homes are cheaply built, and leak water causing electrical issues. Home builders are definitely cutting corners and building very crappy houses.

    Just spent another $300.00 on having more light switches replaced. They use cheap parts. Just enough to pass inspection, no one cares that the light switches short out within the first few years. Electrical box wasn't labeled. They say aww that's little things but having a trailer rewired within the first few years isn't little to me!!! You can see that the water has also leaked around it. They don't care, they got my money now!!

    Contractors on this job are driving me crazy. They do not have enough people working for them to complete the homes they sell. They go weeks without showing up and then do unsatisfactory work. Porches are not what I paid for. I have been very patient but it's been 140+ days and the garage is not even started. David ** (Project Manager) was supposed to oversee the project but he has not been on the jobsite since the house was started. He should not have a job the way he has acted toward me. I am a transplant patient and the stress of this project is really affecting my health.

    My wife and I bought a Clayton home last year (7/23). We knew we weren't getting a top of the line home, but didn't understand how poor the quality of the build was. Since purchase every single cabinet door has fallen off, both external doors handles have had to be replaced, 2 of the 3 bathrooms doors have had to be rehung due to the low quality of the press wood door frame, all of the wall strips have fallen off most only attached with a single nail, the center joint cover ceiling and floor have all come off again 1 or 2 nails and what appears to be spray glue attachment, external siding falling apart, windows not weathered sealed several windows bottom sills are rotting, all of the appliances including water heater and ac have already required major repair of replacement. The only good thing I can say is it's a large house that meets family size requirements.

    I purchased a 2019 single wide unit from Clayton and has had to have the hvac unit replaced within a year of living in the home. Fast forward to now October 2024. Again now probably for the same reason another replacement that's going to only last a year maybe and break down again and it's just me living in this home. I can't believe I'm going through this again. I always wanted to be a homeowner but having second thoughts. No one should be going through something so early like this. I've only been in this home since 2020.

    Buying the home was very easy. But I would give a negative star if it was available just for the customer service and warranty work. We have scheduled for contractors to come out to do warranty work and Clayton and the manufacturer sends them with either the wrong supplies or even no supplies at all. Not just one time but EVERY SINGLE TIME! We keep getting promised to have this work done and nothing gets accomplished. Windows leak, door leaks, home is unlevel. If you don’t care to overpay for a home and end up working on it yourself, then go with this company. I cannot tell you how many days my wife and I have had to use vacation days for work for the contractors to show up and say that they were not sent with the right supplies or no supplies. I was warned by many people in our area but I still chose to give them a try and I regret it every day. FED UP!

    Purchased a Clayton brand new in 2021, they sent it here in Florida straight from the factory. It is now Oct. 2024 (about 3 years) and I’ve had multiple issues with the cabinets and drawers, but no big deal, I’ve fixed here and there. The big issue is that at the beginning of the year, my wife and I started noticing soft spots on the floor, only on one side of the house (it's a double wide). Several spots throughout the rear half of the house feel soft when you step, it feels as if your foot is about to go down through the floor. Anyway, we called for warranty, and the company they use to handle warranty claims sent someone out here to check it out. After a few days got a phone call saying that there were no signs of moisture or manufacturing defects, and that this was due to high traffic in those areas. The person looked under the house, where no joists or panels are visible due to insulation and came out with this report of no defects found, how is that possible?

    My wife and I then decided to lift some of the vinyl flooring on one of the soft areas and found this happens on subfloor panel joints without proper support. Obviously Clayton washed their hands with this and expects us to believe that this is normal for a 3 year old house (about 2 yrs old when we noticed). Go with Jacobsen or any other reputable home manufacturer with better warranty and better construction. Spend some time at the dealerships and look through every model. You will learn a lot from doing this. I hope this helps everyone considering Clayton.

    I purchased my first Clayton home over 9 years ago. It is a 2 bed, 2 bath single and a half meaning it is 15 ft wide and 56 ft long. We have only had 3 small issue with the house in 9 years but I take very good care of my home. I keep it clean, it is in a Mobile home park and up on a concrete pad. I make sure I bug bomb under the house regularly and keep as much moisture out from under the home as possible.

    This first home was financed and it was a super easy process. I put 3000 down and financed the rest. It was built in 7 weeks and moves to the pad and took 2 weeks to set up. I had the keys when promised and have had a wonderful experience since then which is why when I decided to buy another home in California, I turned to Clayton once again. The second home I am purchasing has been a hot mess since I signed the papers and put 7000$ as a down payment.. I was told the home was going to be built and be ready in 6-8 weeks BACK IN JUNE of 2024.

    19 WEEKS LATER and multiple excuses later the home is finally delivered to my new mobile home park. Now the guy who is setting up the home, left it unlocked for over a week with the keys inside the home. I was denied entrance into the home because it is still "a construction zone" and even though I have paid a total of 21,000k $ out of pocket so far for the down payment, transportation costs and set up costs and my house being left unlocked, I had to go into the home and get the keys to lock the door.

    I found 2 people casing my home the second time I went to the property so I'm very glad I got the keys and locked the door. Now there are other issues that do not have anything to do with Clayton that is still keeping me from moving into the house. But after going into the home I can see some major differences in the quality of the materials. I will update this review if I am able to move into the home by Halloween. And my first home was 69,000k and the new home is 123,000k so I do NOT understand the lack of quality at all.

    So I bought a trailer from Clayton Homes some 4 years ago. They did a pretty good job of getting it delivered and set up. This review is for Clayton Homes main office. So about 2 months ago I realized my floor was falling in and there had been a leak for a long time from the AC furnace drip pan. When they did my AC they over tightened the pvc going into the drip pan and cracked the pan at the fitting. So for a long time the water went out the crack and drained under my flooring. I have all vinyl so the dampness never showed it. It affected the entire right side of my trailer. The hall, and both extra bedrooms. I had to pull up all my flooring and had to replace one of the rooms subfloor all the way to the floor joists. I had to buy a dehumidifier and for weeks had to dry out the rest of the floors.

    While replacing the subfloor I found where they shot 3 nails into my drain pipe coming out of my sink in the bathroom. It has not leaked yet because the nails are sticking on top of the drain pipe. If it ever backs up it will definitely leak. This happened while it was being built. If that wasn’t enough, my hot water heater went out after only 4 years, which I hate, but that is not the issue. Those things set in a drain pan which is designed to catch the water and drain it outside before the pan fills up. Clayton did not tighten the nut on the drain pipe so all the water went under the pipe and flooded my bathroom and utility room.

    After fighting with Clayton homes over these 3 major problems they finally sent someone out to inspect. They told me that they would not take care of this because it was not their problem. I am out thousands of dollars and they could care less. The drip pan pipe is not currently leaking because it is one corroded, and 2 it’s on the side of the fitting so the water has to get to that point before it leaks. But when I pour water or product Dow it to maintain the sludge, it leaks out. I do not recommend that you buy anything from Clayton homes because they do not and will not stand behind their shorty work. Pictures are attached. There is a video as well showing where they messed up the hot water heater pan as well. I will post it on all the other places I leave bad reviews.

    I purchased a Clayton Home Rutledge925 Model 56D in late 2021. I paid cash for it. I have had several small issues until 8 weeks ago when I arrived home and found water thru my entire home. I immediately shut off the main water to the house and searched for the leak. I couldn't find a leak anywhere and then remembered that the water heater was behind a wall in the closet. I emptied the area where the water heater was and grabbed a drill. When I got the screws out and removed the door, I discovered water had been spraying for quite some time. The water went thru the subfloor and was everywhere. I called a plumber, and the plumber showed me that the contractor that Clayton homes chose to do the work used plastic shut off valves not brass fitting and rings. They said you should never use plastic fittings on a water heater. They said that it could have been leaking for a long time and then blew out.

    I had water mitigation come out. They tore out all my floors, my entire kitchen including counters, all walls were cut at 2ft to replace all drywall in the laundry, master bath, master bedroom, closets kitchen, sitting room and more. My entire master bath was demoed including cabinets. All insulation under house and barrier were removed. I contacted Clayton Homes, and they asked to send pictures, etc.

    I am living in a 10x10 spare room with my 2 dogs. Everything I own is in storage. I have no kitchen so I can't cook at home. It's been 8 weeks and Clayton Homes is not offering to do anything. My insurance is going to cover something but not all of it. It seems like if they choose to use contractors who use inferior products, and they should be responsible for some this. This is not a $500 problem. As of right now it's over 40K. This has been a god-awful experience. This could have been avoided. If they had used the proper brass fittings not cheap plastic ones. At this time, I would not recommend Clayton Homes. They don't stand behind their contractors and don't follow up behind them.

    My home is completely full of mold and mildew. The floors are buckling and none of the original items have been fixed since it was delivered. I have tried for almost 2.5 years to have my issues corrected and now the house is practically unlivable. I have reached out to Clayton and the first extended warranty company with no positive traction. Please avoid these people. This is terrible.

    The overall home is nice. However there are some items that were very poor and when we brought them up to Clayton their response was “okay, thank you”. There was adhesive/silicone type of material on the counter tops here and there and in the master shower. We were able to scrape it off the countertop but it stained the shower because of the rougher surface. The sliding barn door between the kitchen and laundry room was literally falling off the wall. No anchors were used to hang it. They sent someone over to repair it. He removed it and said it was a big job and he’d be back to fix it. That was over a month ago and the door is leaning against the bed in the guest room still. The shelves in the closets were not put in with anchors either. The carpet in the living room has big wrinkles and needs restretched. I was told it was probably because I’m shampooing it too much. It’s never been shampooed, damp or even had a spill on it.

    We’ve lived in the home 6 months. There is a small rock under the vinyl flooring in the dining room. You can see and feel it but nothing to be done about that. The heat pump/ac unit did not work at all when we moved in. They did replace that with a brand new unit right away which was good. Again, overall the layout of the home and the construction are very nice. It’s just attention to detail and so many small things that have added up.

    My experience started off great last year. The salesperson was very helpful! Since I moved to SC In July 2024 it has gone downhill! I had to go to the office to get answers because no one can give me a straight answer on when my house was going to be installed on my property! I get the storms that came through and flooded the property but if it was done correctly by their land clearing company it wouldn’t have flooded! Who clears land and leaves one side of the property higher than the other side and all the water runs through the property down the driveway which wasn’t done correctly either! Now the house is on the property since week after Labor Day and no one has gone out there to finish the inside!

    I keep being told they can’t get on the property. Park on the road or at the empty lot across the street. No work is being done outside! I was also told I have to call electric company to get them to install the pole and run wires. Well that’s wrong! Electric company told me Clayton has to install the meter box before electric line is installed. Now it’s another 3 weeks wasted! I called, left a message for them about what the electric company told me and haven’t received a response!! I would not recommend this company! I paid for my house outright and now they took my money and nothing is being done!! Funny thing is when I was getting calls from them telling me they were sending their guys out they made sure it was going to rain the next day!! I can’t imagine the problems I’m going to have once I’m in the house after reading some of the reviews!!

Our retailer has been in constant communication with you regarding scheduling and lot access. The property is incredibly wet and holds water after storms, which we have had recently. Regarding the electric, you told the project manager and salesperson at closing that you wanted overhead power. We built the meter base and set up the power pole, and as of this week, you wanted to go underground with the electric, which means we have to redo that and take the expense for it. The customer is responsible for paying for the well install; we have been in contact with the well contractor, and he has been to the lot three times, each time saying it is too wet to put his equipment on the property. This has been communicated, as well as the current state of the driveway, which is not efficient enough for us to have proper access to the property. This week we communicated that our step contractor was supposed to be at the property to build front, side, and back steps, and you informed us that you were tearing up the current driveway to redo it. We then stated that we would have to reschedule the contractor to go there as he can't carry all of the lumber to the back of the lot; he needs to be able to drive to the home site. We are working to proceed as quickly as possible, but until we have proper access to the property, there will be delays.

    Updated on 06/07/2025: We called our salesman Rob and he said they were all finished with their work and we could begin the building our decks. About three weeks later the back deck flooring was almost complete and some guy named Jeff ** shows up out of the blue. He said he was going to do some final inspections and when he came, he apologized over and over that no one told him we had a new home here, but by this time we’d already constructed the deck on the rear. He said he will have to get Grading people out to putt around the block graded build it up about a block and a half high and grade it back away from the house to a minimum of 10 feet all the way around to prevent water problems. I asked him how he was going to do that where the back deck was already built. He said they would do it with shovels.

    Our deck contractors were here the day they came out to grade, and they witnessed that the portion under the deck was not done correctly, and they only put very minimal dirt under there with their shovels. This has created a nightmare of water intrusion around and under this deck where I had to install a sump pump temporarily until they could come fix it and our salesman Rob told us he would have it fixed through Freedom Homes, but his general manager, Joshua ** refused. He said he fired Rob. Freedom Homes was not liable for anything. Rob told us.. I hate to say it but the people at Freedom Homes especially Joshua reminds me of those old sleazy used car salesmen. So buyer beware it looks like we’re going to have to fork out thousands of dollars to fix the water problem they created, because neither Freedom Homes nor Clayton Homes will own their mistakes and take care of it and it’s been nine months already.

    Original: Rather score zero stars but wasn’t an option: Paid all cash: our first mistake. Led to believe we purchased model on the lot with no options for change. Later found out ours was actually being built so we asked if we had options like colors or cabinets or sinks ,etc., We’re told it’s too late. They later agreed we had time for 1 change, a different master shower. Agreed on different shower. That shower was accidentally installed in the wrong house. We were told we could start over and wait 12 more weeks. We chose not to wait. House delivered and the delivery tongue broke and house laid in mud for 2 weeks.

    After 2 months we were finally assigned a field project mgr. He found lots of repairs needed and ordered repairs for numerous issues inside and a final grading, final grading done great on 3 sides, 1 side water drains to the house instead of away from house, kitchen sink basket strainers leaked, they repaired but 1 basket they put 2 gaskets and a ton of silicone and still leaks. They installed 2 storm doors great but door closers are disastrous- left 6 holes in frame trying to experiment with where to mount closers are doors won’t close because closers hitting the springs. Rear door locks difficult to unlock. Inside of house extremely dirty and still cleaning every day to get dirt and mud and fingerprints out. Dealership extremely arrogant, argumentative, and rude to deal with. Project mgr was supposed to be handling issues now, but even he stopped responding. We sent him the remaining issues.

    Updated on 10/13/2024: Still waiting for the builder to fix plumbing and replace warped board due faulty plumbing installation. The case I opened was assigned to another person with the same name in another state. It took 3 calls and a conference call to discover they were calling the wrong person. Then I had to start all over again with a builder and was promised a call back to get this fixed. Never heard back. My mobile is new and they are not fixing warranty issues.     Original Review: Faulty wiring on smoke detectors, took weeks to be checked. Still having occasional alarms going off. Pipes under sinks leaking and never fixed. Home warranty means nothing, you have to wait and wait to get anything addressed. Sorry, I bought a new mobile homemade by this company. Avoid buying a mobile home made by this company. A warranty means nothing issues won't get fixed.

    I got my home August of 2020. 5 year Warranty is NOT a guarantee. IT'S 2024, my home is falling apart and was not completely set up correctly. Drain lines are missing to my septic. I had to service and pay at $500 dollars out of pocket to have septic that was installed by Clayton pumped because it back up into house all the drains. Kitchen sink pipes under and handles are coming apart. Stove has only two burners that work. Light On the hood has never worked. Siding has fallen off exposing insulation and is starting to mold. Splash walls are coming apart from the walls in bathroom, The clocking just peeled off after one shower. Shower head fell off. Sink handles in bathroom fell apart. I started calling Scott ** and he made promises that my home would be scheduled. HVAC had to be completely redone however now need heat and constant burning smell.

    Contacted Homeowners Advocacy with Clayton and gave a list of everything. Scott ** called not to schedule however more upset that I contacted Homeowners Advocacy and said that he wasn't fixing and has Not. I feel like I just got a piece of trash that was given to me. I gave up a stick built house for this. The worst decision I ever made.

    I had the misfortune of owning a 2010 Clayton doublewide, and it's downright criminal how they build these cardboard boxes. Every single plumbing fixture in your house (you'll have at least 6-10) means a gigantic HOLE in your floor that rats, mice, snakes, whatever else will find, because they used an axe to cut through the floor and then sealed it with absolutely nothing. A full-grown possum can get through any one of these holes.

    The problem is, these holes are located in impossible-to-reach places like behind your tub and under your cabinets, so you can't reach them to seal them without replacing your bathtub or cabinets. Then there's the walls, with fake 1.5"x3" studs instead of real 2x4s. Then, when they want to thread a pipe or something through a stud, they don't drill through, they just CUT THE BOARD OFF, so it's not actually holding the roof up or anything. Oh, and God forbid you have a large water spill or anything, because you'll start noticing the floors in the area sagging and your doors won't close. I cannot believe how this is even legal (it's probably not).

    Bought a Clayton home in 2019. The roof started leaking because shingles were not installed correctly. No drip edge wind. Dismantle the shingles rotted boards mold down my walls. Then started replacing walls and found no exterior structural board. Was missing. No house wrap.

    I have known of Clayton Homes for a long time out in the marketplace and I see their homes being driven on the interstate to their home sites. I also have seen many pictures on Facebook of new, happy homeowners on the day of their closings. I have only actually been into one of their locations - the one in Hattiesburg MS and it is there that I met Brian, Jarrod and Krystal. I knew immediately that they were the hardest working group of people I had ever seen. They were respectful, knowledgeable, honest and friendly. Brian answered all of my questions in person, on the phone and by email to my satisfaction. I highly recommend this team in particular - they will not steer you wrong!

    I purchased a Clayton home about two years ago. Since then it has been nothing but disappointment. Oh yes, the home "looks" great but wait till to want to live in it for a while. At first the Clayton Homes setup crew was great. They came out and did a great job matching the two sides together BUT then the ceiling kept cracking. We called the guys at Clayton and they came out and fixed it but it didn't last. Cracked again and still is. We gave up having them fix it. When they "married" the two side together they made a noticeable joint in the floor making it really difficult for my wife and son (both in wheelchairs) to navigate without difficulty. My daughter bought a home from another company and when they joined the two halves, there is NO SEAM IN THE FLOOR. What's with that??

    Furthermore, the hardware used for ALL the cupboards and drawers are cheap and make it difficult to get your finger out from behind when you open one. The sink is some sort of fiberglass that looks pretty at first, just try to clean it. It scratches real easy and stains very quickly. The faucet fell apart after about 12 months and I have been having to use a knife to change the stream from spray to not. (I have just purchased a decent sink with faucet for about $500 to replace it.) Speaking of the kitchen sink. The window that is there gives us a great view of our piece of heaven, however don't try to put anything on it. It sagged almost immediately and looks really stupid. The doors all stick and when closed you can see light all around the edges making it a fire hazard for sure.

    We ordered the house with a gas fireplace and got a wood burning fireplace. I had to pay someone extra to convert. The drawers all all very cheaply made and held together with staples that don't always stay in the wood. The trim is obviously put up with cheap staples because the trim came off in the closets. The drawers do not glide freely, instead they come off the track and get stuck. Very frustrating. The appliances are very low quality and the fridge has leaked out the bottom for about 6 months now. The rolled floor doesn't hold up to traffic and is showing wear in several places. The only thing good really, about this house it that I paid it off in 12 months. At least I don't owe on this mess. It does keep the rain off my head and cool in the summer. I could go on and on but why, you get the picture.

    We bought a home from Clayton Homes in Albany OR. It was the biggest mistake we ever made. Poorly made. Falling apart from the minute they put it in. Took them 2 years to actually finish painting outside. They left mortar hand prints all over house. For a year had to look at that. They used old rusty nails on outside of home. Master bedroom tub had a big hole underneath it. Other bathroom shower head leaks. Microwave fell in the first week. Belly band fell off. They came out twice to fix it. Still wasn't right. Fireplace bolts were rusted. So many issues. Then when they were inform about it. They didn't want to fix anything.

    Wayne branch manager has terrible customer service. Wrote me an email saying we are picky and it's our fault. He's the worst manger I have ever seen when it comes to customer service. When taking our pervious home out they buried garbage in our front yard. Which we paid to have dumpsters for them to haul off. After it rain metal, plastic, glass siding, pipes came to the surface. That's when we realize they buried garbage. Inside vents they left garbage plastic wrapping gloves. Turn on heat. Seen plastic out of vent. We went to every vent in house pulling stuff out. Underneath house left bucket of water with paint brushes. Worst mistake we made. Still years later fixing their mistakes.

    We had our home for less than 2 years, we had 6 leaks, 2 of them got fixed 2x. (2 leaks in the main bathroom, 1 outside drain got fixed right away to pass inspection, after that we had leaky shower, got "fixed" but continues to rotten my bathroom, they say it's not leaking even though I submitted a video showing where the water is leaking, 2 major leaks in the master bathroom, got fixed, 1 leak under the kitchen sink which they never came to fix even though I had already submitted the complaint, my husband bought a new kit and fixed it himself, now we discovered another leak by the living room window, now there's mold growth.

    I feel bad that my husband got us this house but now we don't feel like it was a good idea. Also not to mention the front glass door doesn't close properly which we reported in the initial work order, we are tired and disappointed at how this house turned out. Piece of advice. Shop somewhere else if you have the means and the credit to do so. We really had no other option than this. Another thing they never came back to re-level which apparently they said they would do.

    Absolutely awful! Would rate 0. Ever since we moved in have had problems. Can’t use any of the bathrooms from the faucet leaking. They put my shingles on wrong, the entire roof has to be replaced and has leaked in every room. They don’t care about their customers and to fix their manufacturing issues.

    If you're in a hurry to purchase a home forget about it. It has been almost 8 months since we started this process and that's not even counting getting approved for the financing. 10 months at least so far and still no house to live in. Our home sat on the lot for almost 2 months until we finally got it move to our property and that was with us begging and calling everyday. This process has been extremely slow, frustrating and just plan bad overall. The sales process was great but the after sell service just plain sucks. No other way to put it. There is no one to call. All you get at the main site is a "customer advocate"... All they do is call the office and ask when the home will be ready... Worthless.

    I would not recommend this company to no one at all. They will paint you a grand pretty picture but after they have your money, you have no leverage. We are at a point now that our land lord has allowed us to pay by the month for the past few months but he has raised the rent $300 and we no have a deadline to be out. Do you think this company cares..no they don't. They just tell you what you want to hear.... Very frustrated and we don't know what we are going to do come the deadline.

    We moved in our new Smart home in February 2024, we noticed some mold over slicing door, 2 weeks later they came out, we have mold all in kitchen due to moisture.     When Clayton Homes, Marion, Ohio prepared our lot for our new home they cut down a large pine tree and left it in the drainage ditch at the back of our lot. After a period of time our management company had their people cut up the tree and dispose of it and in turn sent us an invoice in the amount of $340.00. I forwarded the bill to Clayton Homes and assumed they had paid it. This incident occurred in January and now it is July and I got another invoice from our management company. I again forwarded it on to Clayton Homes and was informed that they are not going to pay it. They said it is our responsibility. How is it our responsibility when they cut the tree down and left it in the drainage ditch and didn’t finish their job of removing the cut tree? Our association is very serious about our drainage situation because of flooding. The tree should have been removed when it was cut down.

    We bought a Clayton double wide about a year ago. This has been the most poorly cheap constructed home. For what we paid for we didn't get our money's worth. The flooring had rips. I was told to live with it because if they tried to repair it it would look worse. The screws are coming back up thru the floor. You can feel them when you walk. The rips tears scraps and just looks like pure crap. The appliances are cheap, fall apart. It's been less than a year and fridge already defective. There are very few cabinets, 3 to be exact, no storage. The doors don't close because factory didn't set them right, was also told to live with it they can't fix it. For 130,000 I expected more. I don't recommend clayton. You will thank me later. Don't buy clayton

    DO NOT buy a home that was built at the White Pine Tennessee facility. We have been living a nightmare for 9 months now. Oh how I wish we would have done more research on these homes. Customer Service at this facility is awful. You have to keep calling Customer Advocacy to get any attention drawn to your problem. Our problem started in November 2023 and things are still not completed. There is mold in this home now and they have been made aware of it and still just say "OH WELL we will expedite your problems to the contractors"...Now we have to wait 3 more weeks after we already waited 6 weeks for them to show back up from the inspection that was done in May.

    To finish what should have already been completed. We even had to go as far as getting our State Fire Marshall's Office involved on this. There was over 20 something defects listed on their inspection report BTW. This morning I filed a complaint online with the FTC and will be mailing a complaint to HUD today. If our problems have been took care of and we were satisfied then there would be no need to keep contacting people trying to get results. We finally have ask that our home be replaced. This facility has had 9 months to make this problem right. They do NOT care! Check under the sink on these homes and see if this was the facility the home was made at and if so WALK AWAY!!!! Don't get yourself in a mess cause it will take you a L O N G time to get any thing done on the home. That has been our experience anyway.

    Never ever buy a Clayton home. These people are crooks, they lie to your face, they don't stand by their warranty, extremely poor workmanship, can't fix anything. I had issues with delivery, mold, numerous leaks, roof is dry rot, cabinets have discoloration, nails coming up through the floors, skirting, and the list goes on etc etc etc.. Refuses to fix properly. I have been dealing with Jerry ** at the corporate office & he refuses to return my calls. Clayton in Kingsport will not do anything about the roof. Once you sign the dotted line you are screwed & they know it. The managers own big ranches while selling these crappy homes. I honestly don't know how they sleep at night while taking advantage of the public. These are people's homes that is bought with hard earned money while they sit back big & fat cheating the public.

    However, they manage to get away with it & legally no agency or law holds them accountable. I wish everyone one could get together for one big class action suit. The attorneys would make a lot of money & the people could have their homes fixed. Clayton Homes & the people who work for them deceive the public every single day & they don't care one bit. They sit & laugh at you.

    I signed for my mobile home in January 2024. I moved in February 2024. So I’ve been living in my house for about 5 months. Everything is cheap. The bottom of the inside of the cabinets are lifting, the inside of the shower walls you can see like this big bubble that can be pushed in, like the piece that was put in wasn’t measured correctly, all my trim has been coming off since the first week here. My floors have bubble like soft spots. It’s EXTREMELY hot in my house when it’s hot outside. It definitely doesn’t have the insulation that the salesperson promotes and it’s definitely not an energy saver. Now the buying experience was fast, easy, and everyone was friendly. But I wish I would have been patient and waited to buy a house!

    I am extremely disappointed with the service and quality provided by Clayton Homes. Our dealer (Longview, Texas location) was okay. He sold us what we were told (and the advertising material in the house said it was a 2019) and when we looked back through the paperwork, it's a 2018. Our dumb move for not looking at the paperwork before we signed it. When we notified our salesman of his misrepresentation in the date of manufacture, the manager of the Longview location said "Well, what do you want me to do about it?" The house had already been moved 200 miles and set up on our farm property. We felt that our hands were tied because we did sign the paperwork that stated it was a 2018. There didn't seem like we had a remedy at the time.

    As for all of the repairs on the home, once moved, Clayton of Longview did do most of the cosmetic repairs. We had some of the carpet pulled and replaced with flooring. The job was poorly done and we are now noticing the shoddiness of the paint used and the floor definitely has soft spots. We are in the process of repainting. Some of the manufacturing defects were repaired, but it took us months of emails to the Longview location, together with emails to the Waco location to get anyone out here. I did use an attorney to help me with this. And by the time someone did come out, the 1-year warranty was near its expiration. The warranty we were promised is provided by a company owned by Clayton Homes.

    In January of 2024, we found out that all of our windows are installed incorrectly thus leading to leaking during storms. Due to the leaking, the floor in our bedroom has become compromised. The warranty company (American Insurance Company of Florida) is owned by Clayton and continues to deny our claims (we've filed at least 4 to date). We have replaced most of the windows, paying for it with our own money, and are in the process of replacing some others that we only recently discovered were leaking and warping the window frames. In reflection, I would not purchase a home from Clayton because they do not honor or fix their manufacturing mistakes.

    I have been told that many Clayton manufactured homes have leaking windows that are installed incorrectly. I have been told that many Clayton Homes delay repairs under the 1 year manufacturer's warranty so that you run out of time while waiting for repairs to be made. Example: leaking windows discovered in 2021. By the summer 2022, as our warranty was expiring (and after utilizing an attorney to send a letter), the Clayton rep finally came out and said our problem was the caulking. Now that our windows are leaking again, we hired 2 different inspectors to look at them and they both noted that all windows in this mobile home were installed incorrectly. It is not a caulking problem (a temporary remedy) but Clayton refuses to help us in any way to fix the windows or our floor.

    My advice for future Clayton mobile home purchases: (1) review your paperwork thoroughly; (2) get any and all promised work (post-purchase) in writing; (3) be diligent with your dealer and the manufacturer (ours was the Waco location) about fixing manufacturing defects (don't fall for the delay tactics Clayton manufacturers tend to use once the unit is purchased); and (4) have an inspector go over the house with a fine-toothed comb before signing any paperwork. Our house is a Daytona 3-bedroom. It is a lovely home, but leaking windows and soft spots in the floor definitely dampens the enjoyment of our home and we worry about its longevity as well.

    From start to finish, and still a year after our home was supposed to be finished, we are extremely dissatisfied. We have finally resorted to giving this review after experiencing a long list of problems with our home and with the lack of service that Clayton Homes has provided. There have been dozens of rodents coming into our house from underneath the house because it was not sealed properly. A Clayton representative told us that everybody who lives near farmland has rodents in their house and refused to seal where the plumbing comes through the floor of the house.

    We were never given the chance to sign off on or claim needed repairs on an initial walk-through of the home as promised and were left with a long list of needed repairs from day one which still haven’t been fixed even after we have requested it and even though we were promised a warranty. Light fixtures were left hanging from the eves of the house with birds and birds nests in it. Many nails are popping out of the walls, almost every drain to the sinks and all of the bathtubs were not connected or were broken and have caused damage which Clayton will not fix.

    One repairman told us to glue our own torn floor down with Gorilla Glue and then left the job undone and other repairs halfway done, left my laundry dryer completely disconnected from the wall, leaving us without the ability to do laundry, left us with long pieces of siding for the exterior of the house, to do ourselves as if it our job to fix it and assuming we have a place to store such long pieces of siding. Our sinks and counters have rubber caulking smeared all over the place and the repairmen leave paint drips and drywall mud all over everything (the entire house and floor, light fixtures, etc); we were told that is our job to clean it up.

    When I called Customer Service about this they never did anything at all about it and only said “Thank you for sharing this with us”. A week later, I called Customer Service again and they hung up on me within the first 30 seconds as soon as I said I head calling with a complaint. Without a doubt, we are not getting what we were told our money would pay for. This whole experience has been a complete nightmare for us. There’s so much more. We feel we have been scammed.

    I could go on for days complaining about our Clayton Tahoe. From the very beginning, it’s been a nightmare. Our salesman has a bumbling fool that didn’t take notes. We ended up with the wrong color home. Everything was later than promised. Upon delivery, the driver said he hit a power line and tore part of our roof up. The driver promised to tear it all up and replace it to be like brand new. They purposely showed up without notifying me so I had no proof what they did to fix it, but it’s obvious they didn’t do it right. Was supposed to be a power plug in the laundry room, they had to come out and install it because I guess they forgot at the factory? The only plug in the master bath didn’t work, so they sent some hillbilly out to fix it and he couldn’t figure it out. So as he whines and complained about Clayton himself, he ran a new line and if you could see it you’d laugh.

    I now have an electric line under the sink, which I’m sure isn’t code. None of the doors close right. Nothing is level. Nothing is square. We found really sharp metal shavings in the carpet for months after moving in. The counters look like cellulite. Everything is made out of particle board. All the cupboard knobs were screwed in off center. Noticeably off center. They ordered new ones, and told the builder not to put the drawer pulls on as we would do it ourselves. Well they didn’t listen and told the maintenance guys that they fixed their jig and they should be good now. The maintenance guys didn’t check though until they brought them here to install them. They were ALL off center again. Think about that! You get a complaint that every single drawer pull is visibly off center, you replace all 12 drawers, and make the exact same mistake. THAT is “Clayton Quality”. I wouldn’t hire their people to build a birdhouse.

    Now, tonight, just over a year later, our roof is leaking. A 1 year old house, with water damage. This house cost almost $300k, and we have a leaking roof. There are SO MANY other issues too. They didn’t sweep the floors good before they put the vinyl floors down, and you can see it. Just like the cellulite counter tops. The sloppy plumbing. The fact that no one told us the paint they use isn’t paint. It’s a tinted cheap primer. So we have to repaint everything. The seam where they joined the two halves together looks like crap. I’m going to do my best to get the roof fixed and sell this piece of junk. I’ll do everything in my power to warn others. Do not buy a Clayton home. I promise you WILL regret it if you do. I learned the hard way. It happened during Covid when you couldn’t find anyone to build a stick frame home.

    Now I wish we would have just waited. These cheap cardboard box houses aren’t even worth 1/4 of what they charge. And they are shady! They lie to you, stall, and do everything possible to make that 1 year warranty work for them. And look at their responses to other complaints. They blame the homeowner for a roof leak or plumbing problems. They know what they are doing. Think of Clayton as a used car salesman. They are going to promise you the moon and the stars until you close. They probably throw corporate parties where they celebrate who ripped off the most customers that year. They probably have big laughs every time they make a sale. There really needs to be a class action lawsuit. These people are scamming senior citizens and vets. Shameful. One day they will stand before the Lord for judgement though, and karma ALWAYS comes back 10 fold.

    We purchased a Clayton home brand new. We are seniors and recently found out the roof was installed wrong causing it to leak. Our insurance denied our claim because of poor workmanship. I went to Clayton homes and was told it was our fault for not inspecting the roof every six months. And we could tar all the nail heads showing. How are we supposed to do that. We had no idea the crappy job they did on the roof. I would never purchase a Clayton Home again as their customer service SUCKS.... I am looking into getting an attorney.

    One of the worst decisions I have ever made. The house came with dozens of flaws and problems. The house was installed over clay that was less than a foot over topsoil and rotting grass. The grading of the pad was done by a company hired by Stuart ** the general manager of the Hixson location. Rainwater was allowed to flow and stand under and around the house from March until September, causing the grass to rot and the house is sinking as a result. We filed a fraud complaint.

    Don't count on getting any help from Tennessee. It appears so far that they will side with Clayton Homes Hixson. Money talks. A compaction test was supposed to ordered before the house was installed. The state inspector had to order it a week before we were able to finally set foot inside the house. And it was only a compaction test. No inspection was ever done under the house, or around the piers or footings. Topsoil is 7 inches below the surface and the house is sitting directly on top of it. We can't finish the sunroom until the sinking problem is addressed.

    I am profoundly disappointed with the service and quality provided by Clayton Homes of Bristol VA. My experience with this company has been marred by extensive and expensive delays, lack of communication, and subpar construction quality, resulting in significant inconvenience and distress for me and my family. My ordeal began in July when I ordered a home from Clayton Homes. Despite considerable time passing, the home remained at Clayton of Bristol from the end of September to February. With no satisfactory updates or progress regarding the installation of footers, I was forced to have an attorney draft a letter to Clayton Corporate in order to get any forward movement of my project. The promised timeline for commencement of work was constantly rescheduled, reflecting poorly on the professionalism of Clayton Homes.

    Furthermore, the construction quality of the home is unsatisfactory. It is evident that corners were cut, as evidenced by the numerous issues that needed to be addressed during the two weeks of work spent fixing construction issues that should have been rectified before leaving the manufacturing plant. This reflects a lack of attention to detail and quality control, which is unacceptable given the significant investment made.

    The communication from Clayton Homes has been particularly frustrating. Despite persistent complaints, I have received little to no proactive communication regarding the delays or a clear timeline for completion. This lack of transparency has only exacerbated the situation and has left me feeling disregarded as a customer. However, the new manager at this location as of February 2024 does seem to be doing better. He actually seems to care about customer relations and is trying to address my concerns. This however does not excuse or erase all the negativity of the home buying process I have dealt with.

    Additionally, the extended period during which the house sat on the lot from September to February before being delivered is unacceptable. This, coupled with the delayed start of construction work, has resulted in a nearly year-long ordeal with no end in sight. Such delays have caused financial strain, as I now have two house payments and have missed opportunities to sell my current home.

    I can't emphasize enough, the need for written documentation of expectations, setting "Reasonable expectations" of work milestones, thorough review of contracts before signing, I would not recommend signing the arbitration agreement as this ties your hands when seeking legal council, and communication via text and email for a clear record. I caution others against choosing Clayton Homes of Bristol based on my experience. Customers deserve better treatment and accountability from companies like Clayton Homes of Bristol.

    Decided to purchase from Clayton Homes of Liberty Texas in 2023 after visiting a few other Clayton facilities because of their close proximity to my land site. Before leaving a review I really wanted to take some time to live in it to be as honest and objective as possible. There are things I really like about the home. It's quite spacious (4/2 1875sqft), and if you don't look too closely at the craftsmanship it looks deceivingly nice. With that said their customer service definitely needs a lot of improvement, so many issues throughout the build process that could have been avoided if the dealership and their contractors had better communication and thoroughly checked all sales/loan documents for clerical errors before submitting it to the lender or factory.

    The quality of the materials and workmanship in the home isn't the best to be honest and things like cabinets, trim and doors will break easily if you're not careful which is a little disappointing because these homes are way more expensive than you'd think. If you have a large family or small children I doubt these homes would stand up long term to the wear and tear of normal daily use. Unfortunately I've had numerous repairs to the flooring, cabinetry, walls/trim, electrical and many issues still aren't fixed completely. Additionally the custom skirting I paid Clayton of Liberty thousands to install has already started to fall off.

    With any new home you're going to have some kinks to work out, but unfortunately with Clayton it takes a lot of calling to the dealership/factory to get repairs done even though during the sales process they assure you they have a stellar warranty and will promptly take care of any repairs. Your home is probably one of the biggest investments you'll make so not sure in good conscience I could recommend Clayton Homes of Liberty or Clayton Home Builders because of the overall customer service experience and build quality of their homes.

    Would never buy a home from this place at all. Sucks at communicating with people. Their houses are overpriced. I called them and told them I was on way and I live an hour away and was told, "Okay come on up" and when got here had to wait 40 minutes to even get a refund back cuz she was the only person on.

    Horrible company to work with. You have other options in the area to buy a modular home. Our home is 7 years old and the roof has had several leaks. The GM (I will leave his name out) basically does not want to take responsibility for anything and has given me the roofing companies info to file a claim. I bought the home from Clayton, not the roofing company. It's a roof. It's not like I mistreated it or abused it in any way. The roofer they originally used did not lay tar paper down between the shingle and the wood.

    I reached out to 3 licensed roofers in the area who all confirmed this and also said they were surprised Clayton Homes would allow this as this should not have even passed California Code. We have had several other issues with the home like cabinet doors breaking, window shades falling apart, carpets stretching, etc. but a roof should not have a leak within 7 years. Such a shame so please save yourself the trouble and look elsewhere. I am happy to explain more if you wish to reach out to me privately.

    We are in the process of Purchasing a 2024 Angelina Manufactured Home made by Clayton. We are having it made so I am not talking about one that is already in stock. The stories you see about being able to customize things when having a Clayton home built are lies. We will be taking care of my wife's father who is 82 years old and asked about replacing the tub in 2nd bath with a shower only, was told "no, I couldn't change it." Even just tried to get an extra plug outlet installed in bathrooms by the toilet to plug in heated bidet toilet seat. Dealer I am going through contacted Clayton and asked if they could install it and of course their answer was "no". Completely unwilling to work on anything with us. You have to follow their options ONLY. Like I said this isn't even built yet and would be nothing for them to make the tiny changes especially the outlet plugs. Now I will have to spend $100s to have an electrician come out and do it afterwards.

    ZERO Stars. My husband was an employee at the Albuquerque NM office and when he tried to give his 2 weeks notice, they denied it and told him to leave. They also assured him that he had 3 days leave for a family funeral and then denied 1 of those days and gave him a write up for another 1 of those days that he used. They basically told him that he had to choose between the job or family if he was to take that day off. Very insensitive and just not right. They also only work 32 hours a week and consider that full time. I hope the BBB looks into this location because they treat their employees horrible and the work conditions are also horrible. Dirty warehouse, dirty restrooms, and dirty management.

    I know home ownership can be costly but buying a new home as a single retire disabled veteran it has been quite a nightmare with Chafin builders (bought by Clayton homes and now Jimmy Buffett). I just wanted a nice place to retire in a community where I could serve others and be near friends. This is the first home I have had problems with. I had Chafin build a beautiful home in Mundy Mills Gainesville GA. Unfortunately it continues to have multiple problem and I am told -we don't warranty everything. Certainly with multiple owners, using only subcontractors and going through multiple site managers has led to problems for a few resident homeowners. Since my home was completed in 2021 the following problems have occurred- Electric panel/wiring problems,bA/C and water heater broke. Laminate floor was damaged, bathroom faucets replaced -This within the first year.

    Since then the heater broke, custom floor tiling is cracking... Although most doors where rehung 2-3x including the back screen door which rotted and it turns out there are no screws in the door frame. Seems the door was defective from the beginning. Chafin had rehung and worked on this door multiple times when the home was built. This site manager is no longer with them. I was told- "Buy another door yourself. We don't ever warranty a door." Really!!

    This has been the worst experience since the day it was pulled on our lot! Have regretted it everyday. Left several messages for salesman with no response. The service department has been over a month getting the mobile home completed. We’ve had water damage (due to their service department), cabinet paint peeling, drywall damage, stove didn’t work, and heating and air unit didn’t work. The block laid underneath had to be completely busted out it was so bad! I did speak with manager once and only excuses were made. I have made 3 mortgage payments and still unable to live there. If I had the option to have them come pull it off my property I definitely would!! Highly do not recommend!!!

    Bought a home with River Lake Homes. Since getting the home I have had issue after issue and the latest being the hot water heater went out. Tried to get it warrantied and turns out the hot water heater had been registered and warranty had expired before I even purchased the home and the home being delivered. I have since reached out to them and they said I needed to take it up with Clayton. I called clayton and they said it was river lake homes issue to take it up with them. Still to this day no one seems to wanna help or admit fault in the situation and they keep deflecting or blaming someone else I'm now out of pocket $475 for a new hot water heater that was suppose to be brand new when I got the home.

    The house is beautiful at first on the surface but less than 4 yrs later, trim falls off, supports and nails can be seen through the floor, nails not flush with some trim from the beginning, kitchen cabinets have odd surface irregularities starting to show, master bath mirrors have detached behind the trim and are no longer aligned in frame and more. Large tub in master bath had a crack on the inside surface after delivery, Clayton repair guy “fixed” it but 2 baths in it in less than 6 mos and the crack is back. When a light bulb goes out, you can’t just replace the bulb, you have to replace the WHOLE casing that is hardwired in and now our lights sag out of the ceiling. Wish I had done more research before choosing Clayton. Having to repair poor craftsmanship out of pocket because it’s considered “normal wear and tear” after only 4 years is ridiculous.

    Although it may be cheaper to buy a house this way, in the long run you’ll waste money. After about 5 years I replaced all the crappy vinyl windows, 12 years we replaced siding, 15 years replaced roof that had rotted OSB board under in a couple places. Drywall work leaves a lot to be desired. We have had some plumbing come apart that wasn’t glued. Redoing the master bath they couldn’t even run the copper lines correctly and I had to rewire since they couldn’t find the time to spade bit through a 2x4. Plumbers had some pipe come apart in them that wasn’t glued as well. Been one thing after the other. My advise is to have your house built on site and watch the process get done correctly. I have pictures of the shoddy plumbing work and I’m sure the plumbing company would attest to the pipe falling apart.

    I’ve been in our house about a month and wanted to write a review that would really tell how horrible Clayton Homes are. I’ve thought about it and could go on and on about the low quality house I got. And the best way I can describe that is to quote the finish out guy that Clayton sent to finish my home. “If you wanted quality you shouldn’t have bought a mobile home.” Please don’t waste your money on this company.

    We’ve had our home for 3 years now and no I would not recommend Clayton Homes! The trim is coming off the walls, the walls were primed not painted, a shelf done fell in 1 of my cabinets, the corner pieces keep falling off the walls, they build junk homes for the price we paid. The floors are cheap linoleum, being I left my rainbow in 1 spot for a second and it literally pulled the top of the linoleum up. We’ve had AC people out here every summer for the AC unit. They cut it too short around my toilet and you can see it. They used grout caulk in the shower which is coming off. So no do not go with Clayton Homes. The top of the counters are cheap and are coming up. My shower and my daughter's shower had a hole piece in it. They tried to fill mine with caulk and did nothing with hers.

    The Lulamae Clayton Homes model is such a charming manufactured house! We recently just purchased a 2020 series from a 1 owner, it's practically brand new! The craftsmanship that went into putting the house together is complete trash! All of the problems is from the start, not from the previous owners. The middle beam along the floor is a trip hazard until you get use to it. The kitchen cabinets drawer slides are junk. We are having to replace every single one. The cabinet faces in the bathrooms have fallen off. The windows are not set correctly and allowing draft. The showers were not hooked into the main septic line and were just dumping underneath the house. The HVAC system was installed incorrectly so you can correctly put in an air filter. The workers that put this house together obviously do not care about their jobs.

    I purchased a Clayton mobile home from Down East Realty and Custom Homes earlier this year. Close date was June 2, installation date was July, and I was given keys on September 1 and permission to enter after final work was completed on September 8. My move-in date was approx Sept 13. I provided a 30-day punch list on approx Oct 13. Currently, the majority of those issues have not been repaired. In fact, more have been created by Clayton/Down East workers either repairing things incorrectly or damaging different things as they work.

    I have spoken with Down East, emailed them, and had my parents speak in person with them to little avail. For ex, my septic was not wired to power until last week. The plumber still needs to repair the concrete in it, and it needs to be pumped out because dirt, etc. may have washed inside (per Onslow County) and reinspected by the pump company. However, Down East wants me to pay for that. 2nd, my back door has not ever been plumb in the frame. It leaked to the point that the two panels around it had to be replaced due to water damage. 3rd, the shingles do not appear to lie flat at one end. 4th, one of Clayton/Down East's workers advised that my heater (inside) might not be hooked up correctly.

    I have been advised by DownEast that Clayton will handle most of these repairs, but they are "8 weeks out"--no specific date. Many other things are also wrong. My driveway has developed a deep mudhole next to my house in part because the wrong driveway was installed. It is very difficult to get a quick response from Down East. There have been delays, vague answers, wrong answers, and, sometimes, no answers to emails. I believe Down East and Clayton are trying to run the clock on my home warranty. One of the DE workers said, when I noticed a repair that had been done wrong, "We were hoping you wouldn't notice." Also, the Down East GM will not provide contact names or numbers for Down East's owner or a Clayton contact. I want my house fixed.

    I purchased a home from Clayton Homes and it was a terrible decision. I have black mold throughout my house from various leaks from every plumbing area possible, as well as from the lighting in the ceiling. I’m devastated that my home has only lasted ten years.

    We have lived in our Clayton home for seven years. After a couple of years we noticed moisture between the double pane glass in the kitchen windows. Now it's happening to every window. Very very frustrated! This will be extremely expensive to repair. It's ridiculous that this is even happening.

    Echoing what many of the other recent reviews of stated, this house is HORRIBLY built. Absolutely nothing is square. The doors weren't even put on right and gaps on all corners because they aren't square with the frame. at least 3 water leaks now simply because whoever put it together didn't bother to tighten the connections, leading to insulation underneath getting soaked in water. 2 weeks after we got it, the hot water tank blew and almost caused a fire because whoever did that didn't bother to properly wire it up.

    The dishwasher was dropped before install and then just installed. It leaks around the door where it was dropped. Half the molding strips are falling off and some of them were put on with electrical screws instead of nails. There's half a dozen other things that are wrong too. All in all, avoid this company. They seem to be having apprentices with a few months experience doing the work and no one bothering to actually check that even basic ** is put together right.

    We purchased a “brand new” home from Oakwood Homes Lexington, SC. The home buying process was easy. However, once the home was delivered no one cared about the issues that began. They wanted us to file against our homeowners, when we shouldn’t have to. The house was incorrectly built. We should not have to raise our monthly premium for their mistakes, or have to shell out money for deductibles. The floor completely caved in less than one year’s time. We have one shower that absolutely will not work. Our doors were incorrectly installed and were leaking and led to the floors caving in as well as mold all over the floor and led to a lot of asthma issues for myself. The insulation was not properly done around the HVAC and it has caused condensation in our electric panel box, which in turn burned up our dryer & washer.

    Our trim has constantly fallen off of the walls. They did not even properly level the home and none of our doors shut on the home properly. The sink in the kitchen has two holes in it as well. My father has framed homes his entire life and he was disgusted at how this home was put together. I am disgusted at the way this home is put together. I have called and complained and I keep being brushed off. I am so disgusted at how this whole process has been. My home is 2.5 years old and is falling apart like it is about 50 years old. My family has mobiles homes that are 25+ years old and none of this has happened.

    The house is a piece of junk. Nothing works. Nothing was built properly. Exposed nails in the roof, windows leak, cabinets were built with drywall, tub and surrounds have zero support, falling apart with electrical shorts and many more problems. Only had it 3 months.

    It started off to good to be true and now I found out why.. We purchased a home cash and they delivered the home. It started off good. They were coming out installing hooking up but now it's down to the septic lines ECT. Well can't find it anywhere. There is one on property but cannot find it and Clayton homes is not helping any with it. They tried saying that I am responsible for locating it but yet they put the house on property already and we had paid cash for everything already.. They contacted me and said they would get someone out here and do a sonar to locate it. Well that did not happen either. Instead they send someone to dig my yard up and did not locate it. Still I asked them what happened with the sonar guy and they said they couldn't find anyone with one but yet I've called 5 people and they all have one.

    Clayton homes just don't care about you or anything. They only care about money that's it no one is helping us and we have had this home on our property now for a month and still no sign of being able to move in anytime soon or at all at this point. I've called Clayton homes and left lots of text msgs and no one has responded back to me and they just keep ignoring my msgs and calls and I am getting fed up with it...

    I do not recommend using Clayton homes. I would shop around and have Clayton as your very last choice cause they will talk their way to get you in but once you're in it's over. They just got you right where they want you.. All we want is to get the septic located and new sewer line put in that we paid cash for but here we go again more time and more ignores. They said 14 to 30 days we would be moved in. All inspections would be done and yet over a month now and nowhere close to being moved in because they are too cheap to pay for a sonar here. Take your money to another company. Stay away from Clayton homes.

    Please think long and hard about buying one of their homes. Very beautiful from afar. It’s when you move in then you find a lot of cosmetic problems that should not be problems for a brand new home. You call Clayton Homes and tell them all the issues you’re having and nothing gets done. They take their sweet time taking care of the issues your home is having and they have no problem taking your money and time. Please please and more please do your homework before purchasing one of these homes.

    It appears I have painted over outlets, cabinets that look very old and scratched up, countertops in the kitchen are bubbling and underneath the counters have other countertop. Yeah that’s what I said. The front and side door you can fill air and see sunlight, all the molding from top to bottom look old, underneath the carpet has hard objects. I could go on and on.

    They dropped the ball on this home and that’s a fact. It appears to me they put my house together with all the leftover materials that sat in the factory for a lifetime. They need to be ashamed of themselves for selling this home and thinking it’s ok to do so, it’s uncalled for. Don’t do business if you cannot take care of your customers properly and in a timely manner... Don’t buy!!! Everyone that I spoke to that has a Clayton Home all have problems and no it’s not the settling of the home. Lol. What a ** joke that’s what it is. Good luck. You’ll need it after purchasing your home. I gave them one star that they don’t even deserve.

    Why is it that Clayton Homes gets buyers financed for 10-23yrs, but only warranty the home for 1yr. Sounds to me like their product ain't built as well as they claim. Time to cut this box open & examine the truthfulness in the brochure about the product.

    We had home for 9 yrs. It is falling apart, cardboard for trim and door casings. Doors are coming off the frames, flooring very cheap. We had to replace heat pump, they put in a used one instead of new. Cabinets' door falling apart. House was never set up correctly. Had Clayton out here several times to try and fix.     Most obvious problems are wavy drywall and siding that is different lengths around the home. Inside trim requires sanding, removal of excess caulk, sanding, and some windows without caulk at all. Grout in shower missing or cracked. Makes one question structural integrity of home, if these defects are customer facing, what is hidden? This home shouldn’t have passed QC, if there is any. We’re closed, still repairing and painting the home, don’t have power or moved in yet. Can’t afford not to. Wish us well.

    I would give zero stars but that wasn't an option. Several factors went into buying a Clayton Home. One of which was the COVID shutdown. We couldn't find a contractor in our rural community so we went with Clayton Home. Huge mistake!!! Their contractors are unskilled. The transport company didn't set our home up correctly. The brick mason that did the skirting was a joke. He moved supports and then the doors wouldn't close. When touring the home we eventually bought, we were flat lied to. I was told things I wanted repaired would be repaired. Once inside my home, I was told those things couldn't be repaired. Poorest quality on the workmanship. Crown molding is separating from the wall and ceiling. Cracks over 80% of doors and windows. The front of several cabinets has fallen off. The dishwasher caught fire because it was wired wrong. Plumbing is all messed up and toilets have to be plunged at least twice a week.

    The original paint in our home is a primer. We were never told that! Just finished paying $4200 to have the interior painted. Our roof has buckles in the shingles. On the interior, our walls have bulges where the studs are not aligned. We have had numerous leaks. For example our garden tub and kitchen sink leak. I could go on and on about issues we have had. My best advice is to run as far as you can from a Clayton Homes!

    Where to start... They built my home in under a month. They dry-poured the footers for the wrong size doublewide. They wired the outside light backwards throwing the breaker immediately. The AC unit was delivered without freon which caused issues. Door knobs fall off. Plumbing leaks after a while (the toilet leaked & both showers) KNOWN ISSUES. Inside Door frame is not nailed into the wall. Cabinet facings won't stay on. Floors creek. Closet shelves buckelled. No laundry room shelves. Drywalled ceilings has groves in them (they fixed 1 of them, now it's a different color than the rest) Underpinning blew off within a few weeks. Bathtub cracked on bottom (still waiting on repair).

    Oven door on stove shattered at 350° not even a month after moving in. Refrigerator compressor went out exactly 1 week before our 1 year warranty was up. (still waiting on that repair, in the meantime rent to own another fridge) back door leaks. Fans in bathrooms rattles.... I'm sure there is more. I had pictures of all this but have lost most of them due to phone damage. It's sad that we are paying over 100k for a home that is now just over a year old & falling apart with so many issues. This same home is 1/2 the price now if you bought it today. We are so disappointed in this purchase but due to unforeseen events, we had to have a bigger place. The pictures I will add are where the guest bathroom toilet water housing leaked several months ago. They replaced the drywall and said there was no mold. Yes, we would be interested in legal action if anyone wants to go that route.

    We bought our retirement home This year, Clayton told us we HAD to use their General Contractor, when he came out he underbid the job, causing all kinds of trouble, he bid 28,000, we offered to go back to our lender and get them another 15,000, we were very clear on what we wanted. He David ** GL under estimated the size of septic we needed. When the septic was put in they torn my yard completely up in an area that didn't even pertain to the septic. They didn't clear trees for the spray heads, so the water just keeps flooding the yard.

    We have a muddy mess in our back yard and all they do is say it's not their problem. That they don't have to fix the yard and won't give me receipts as to where my $40,000 grand went, Sonny the GM said they don't have to give me anything. They showed me some receipts, but while I was trying to look at them the General Contractor was busy raising his voice about how I didn't like him, so I could not concentrate. Clayton Homes has no ethics, they don't care they took money from a 70 year old Veteran for his lifelong earned retirement home. They charged me $6000.00 for tree removal but then told me that didn't include for the septic. That they didn't have that in the bid....Well sorry that's not my problem, tree removal should have included that.

    Hi Denice, thank you for your feedback. Positive customer experience is important to our company, and we apologize that those expectations have not been met. An FHA inspection was conducted, and found that the grading met FHA criteria and Clayton had completed its obligations. Clayton is not responsible for maintaining the grading on the property or correcting any damage that may have occurred to the property after work had been completed. Per the sales agreement, Clayton was responsible for clearing trees to place the home, but is not responsible for any additional tree removal or tree trimming.

    On August 1st, 2023, Mr. Bomar advised that there were some outstanding warranty items that needed to be completed. Mr. Bomar received a response stating that the cabinets and closet did not need to be added to the existing work order, as that had already been addressed by the customer. A work order for weather stripping on the back door is currently open and outstanding.

    When determining the correct HVAC for the home, Clayton does not refer to the tonnage of the unit. Clayton refers to the BTU range of the unit, which is the measurement of heat that the unit can displace from the home. A “larger” unit may cause moisture issues that create structural damage or otherwise void the home’s warranty. Clayton will not be installing a different HVAC unit and if the customer chooses to do so, please be advised that the correct BTU range is listed on the data plate beneath the kitchen sink. Clayton does not recommend installing an HVAC unit that falls outside of that BTU range.

    We have been trying to get Clayton to fix our problems, since the first month we lived in our new house. We ordered our new house BUILT!! We had to call constantly to get them to put in, up or on - the items on my 'Options List' - for example - ceiling fans had to be ordered from Lowe's or HDepot - by me, then I had to call several times to get them put up; shelving in the laundry room was missing, there is still no door on the laundry room; the kitchen floor and throughout the house- the floor is coming up!! Screws are coming up through the floor (throughout the house); on top of the list - our house is not level!!

    So to recap - house wasn't properly built, nor was it properly set up. We have called Clayton dozens of times - slowly some of the problems were halfway addressed but for the most part they have ignored us and the dangerous piece of crap that they have forced us to try and survive our retirement. We have been trying to get these and other issues solved but we get ignored, verbally placate, then ignored, or told they are waiting for something, and then ignores.

    They do not care about anything - once they have their closing - they dust their hands, turn their backs and the customer ceases exist to the local office and the corporate offices, as well! I'm disgusted, heartbroken and being forced to spend our retirement in an unsafe house!!! I wish there was a LEMON LAW for houses!! I'd have a new house! They should be prosecuted - but we can't afford it now, after pouring everything we had into this pit of despair!!!

    This has to be the worse buying experience in my life. They damage my home on set up. Home was delivered with the siding improperly installed. Now the siding is falling off, it can't be fixed. Needs new siding. Steel beams and outriggers under my house were bent or broken. They never finished their warranty obligations and never fixed the damage to my home that they caused. There are many code violations during the set up of my home. I ordered a heat pump that is not what I got. They falsified the compliance report, my home is far from compliant. I had a certified FHA home inspector inspect my home and he noted many deficiencies that they would not address. Don't buy from them.

    Clayton Homes assured us that our set-up on the trailer has been fine. We've had some problems when they moved it up in here to where we are at. But they took care of those problems. On the side and on the outside, there are several pieces that need to be aligned again. Clayton couldn't do that in cold weather, because when they do, they would break them. That's the only thing that we have left on that agenda. Everything else that we've had were things that they had to go over again. The factory forgot to put a pipe that had to go up into one of the bathrooms. But that has been taken care of as well. We like everything that we got.

    The absolute worst nightmare of my entire adult life. I wanted to leave this earth without ever having to sue anyone. One employee in particular from Grand Junction CO, mocked me behind my back as we went over the multitude of serious issues that was wrong with this house. Being that this is a Warren Buffett/Berkshire Hathway company, we are currently embattled in a legal dispute over this house as their attorneys are now trying to intimidate us on a covenant issue to silence us. We are going to be spending well over $100,000.00 fighting them, including Forensic architects and engineers. This company may be goliath, with unending money and attorneys, but at the end of the day right is right. 2 words for you Mr. Buffet, Wells Fargo, enough said. Buyer beware, be sure when you do your research on Clayton Homes to include the keywords Berkshire Hathaway and Warren Buffett to reveal what they really are.

    The sales lady, Mia, was fantastic. The buying process was awesome. However, I would never recommend a Clayton-built home to anybody. My furnace came in wired backwards. My hot water tank wasn't wired into anything, and there were open wires in my house. Both of my doors have leaks. They've replaced both of them at least once. The back door has continued to leak. There are little holes in my subfloor that they won't fix. They said the leaking that the door caused underneath my flooring didn't need fixed even though it was bowing, wrinkled and it definitely needed fixed. When I told them my back door was leaking, it was one excuse after the other. I was scheduled for them to come in January, but they canceled. They were supposed to come in February at the beginning but they canceled until the beginning of March.

    When they came back to fix the panel that when they put in, they cut down too far and there was a crack in my entire drywall panel. They came back to fix that, but the trim work around both doors that they had fixed fell off the next day. They came back and fixed that. They came back and fixed the panel in my bathroom that had the water damage.

    I've fought with the service department for I don't know how long to get parts. The shower was leaking behind the wall and caused water damage. When they had to replace one of the panels from the water damage at my front door, the installation wasn't even all the way up. It was shoved in the bottom. All of my windows on the right side of the house (which isn't a Clayton problem, it's from the transport) were off-centered. There was mold in my house that no one seemed was a big deal, and they fought me to fix it. There was something in the air conditioner vent duct that prevented the kids' bedroom from getting any heat through the whole winter. I had to wait until the beginning of May to get my air conditioner because that was never even ordered. When I brought it up, they said that something was back ordered. But it's crazy because it came the next week.

    They let me in the house before the footer came. The bank held half the money to get the footer in which was wonderful. I'm glad they did that so that I had a place to take my family. I signed a piece of paper that said that they would fix all of these problems. They would check the subfloor. They would do the mold, the sink, the trim work that was falling down and the windows that were off-centered, but they've not done anything unless I fought them.

    At first, Clayton Homes was wonderful. They listened. When I showed them email verification that that was not what they told me, the story changed. They were adamant that I signed my paper that said that all services were completed, but they're not. My subfloor was never checked. When I asked why my furnace vent was falling out of the ceiling, they told me that that was how it was supposed to be, that it was code compliant. If it was code compliant, my furnace wouldn't have been wired backwards. They acknowledged that there was water damage. They took pictures of the water damage and sent it to Clayton Homes, and they just said, "Put the floor back down and put the door in." But that's not gonna do it for me.

    I'm frustrated. I've been in my house since December. I had a baby in January. I almost died twice, and I've yet to be able to enjoy my home because it's been problem after problem. My sink leaked, and there is a noise in my flex room. When you walk, you can hear the ductwork creaking. There's a bedroom on the back to the right that hooks to my flex room, and when it's dark outside and the bedroom has its light on, you can see it completely across because those walls don't go completely up. I've paid a lot of money as a single mom to take care of my kids in a home that I can't even enjoy because it's been one mess after another. I have taken pictures and documented. I have all the email verification. I'm trying to be nice and understanding, but I have reached my limit of being nice.

    I wanna give a big shoutout to Mike, the sales manager at Youngsville. We met with Henderson, and we didn't like that experience, so we went to Youngsville. I was six months pregnant, and Mike helped us tremendously. He said he has a lot that somebody backed out on ‘cause they didn't have the funds. He said, “I can have it on your property in July.” My son was six months old by that time, but I was perfectly fine with that.

    We were pleased. When the project manager finally came out here the week that we were closing though, he said, “Oh, your water meter’s not here.” They were supposed to call the city and get that done, but we were fine with that as well. We still got to close that week. The quality of the house is good, but we still have some makeup touches that we need to get done. The guy came out here three months ago, and he said he'd come back. He was good and really nice, but I gotta call the lady at Clayton Homes and schedule him to come out here.
