We have had Select home warranty for one year and over the year we had started claims for 3 issues. First - pool pump, they could not find any service agent, so they asked us to find our own and send them a claim. Second - toilet fixing - they found someone and processed claim. Third - refrigerator claim. They could not find an agent and asked us to find our own. For first and third claims, as they suggested we found repair person, send them the invoices. It has been over 3 months - we have not heard about reimbursements. Overall, very unhappy with their business practices. We had American Home Shield in the past, and were very happy with their service.

They are not worth purchasing as they do not cover any main things. Do not waste your time on purchasing a home warranty as the most important things that break down are not covered by their warranty. My heat exchanger was damaged in my furnace and heat exchangers are not covered so I am responsible for the replacement of my furnace. My mainline sewer was clogged by roots and the snaking of that is not covered yet they would if the cause was unknown. They are a waste of money so you are better off finding contractors in Angie's list.

Purchased a new home warranty with the purchase of a new home. Called for claim on a thermostat. First they tried to get me to pay out of pocket for the entire job, and then submit it, when I should have a 45 co-pay. When I told them I was not willing to do that, they did get a contractor to come out. They wanted maintenance records and inspection reports. I produced the official home inspection report from 4 months ago and they are trying to say I need the entire history of regular maintenance to get this qualified under the warranty. They want pictures, and their contractor took the device. The inspection report said the devices were in good condition. Why would I have done maintenance if the inspection report had come back good?
This company takes your money and then does everything they can to avoid paying for what should be under the warranty. They claim it is my responsibility to take care of their contractor. I have had warranties in every new home I have ever purchased and I have never experienced what I am experiencing with this company. The customer service reps are rude. When I asked for a manager, I was told he was the only manager. When I asked who he reported to, he said it always changes, and refused to provide a name.

I called Select Home with an A/C problem: the A/C was running but not cooling. It turns out that I needed a capacitor. The repair was not very expensive, all I had to pay was the service fee. The A/C is now running cold.

I would like to give some good feedback on my experience with select home warranty. I called in with a roof leak and it was an emergency. Select right away sent me a local roofer and sealed up the leak. I am happy because if it took long my house would have had a lot of damage.

I received very good service from Select Home Warranty. I am satisfied with the repair of my dryer. The dryer was making funny noises and needed some type of part. This problem was fixed.

Make sure you read section 8 of your contract. My garbage disposal went belly up. After my deductible I will receive a total of $35 from Select Home Warranty for the disposal and had to install myself. I would hate to see what would happen if my A/C went out and needed to be replaced (not repaired).

I am pretty happy with my service from Select Home Warranty. Select prepared my garbage disposal which was jammed up. The customer service from Select is good and the reps are kind. I would have like to get a new garbage disposal but I guess my situation didn't call for one.

I am a Phoenix Arizona resident and I have a select policy through my broker. I recently filed a ac claim for my unit not cooling. Select sent out a tech to my home and he replaced some wiring. The units started working again.

I had a good experience using select to fix a dishwasher. The problem was an issue with the door that was not really covered under the policy. They called me and explained that doors aren't covered but they would cover it for me.

I live in Orlando fla so the weather is starting to get warm. I turned on my ac for the first time this season. It wasn't blowing cold air. I called my ac repair guy and when they got to my home we called Select. Select approved the replacement to my tech.

My experience with Select Home Warranty was a good one. When I purchased my home it came with this warranty. I had to use it for the first time after 7 months with the policy. I used it for a not cooling problem with my fridge. It turns out that I needed a new part for my fridge which was replaced.

I found Select warranty with an internet search a few months ago, they had good rating. I figured I would take a shot. Since then I placed a claim on a pool issue that was fixed and just now a sump pump that was replaced. The policy is a good value.

Our very first call for repair with this warranty company brought nothing but hassle and no payment. The cost of our repair was $368. They had me taking pictures of the outside of our Electrolux front loader dryer and then another email to take more pictures of the inside of the dryer. And then wait and wait and wait some more. Three months later and we are finally just agreeing to accept $145 because we have not received a penny and I am tired of the hassle. This is how they win. They do NOT honor their contract legally as far as I am concerned... They find every loop hole possible to not pay for a repair. I would suggest you contact the BBB of New Jersey prior to purchasing a contract with this company. I sure wish I had done that. Their salespeople are very personable and nice. But they only want your money and do not want to be bothered after that. Take my advice and don't stop here... Keep looking...

My husband and I are very please with the select warranty group. I submitted a claim on the website over the weekend. A select representative called me over the weekend to get more information. The boiler problem was fixed on Monday morning. I was very supplied with how fast they work.

On 12/05/14, I contacted Select Home Warranty about an issue with my pool pump and they responded with the name and number of their vendor. I called, but that vendor did not work on residential properties, so I had to go back to Select for the name of another vendor. It took 3 calls to finally speak to someone and was told someone would call me back to set-up an appointment to meet me at my house. I contacted Select on 01/05/15 and informed them that I had not heard back from their vendor. They responded on 01/06/15 that my claim was approved. I informed them that I didn't even know what was wrong with the pump as the vendor never contacted me or met me at my property.
I was told they would look into it and then told the vendor said my 2-year old pump needed replacing and I needed to contact the vendor. I tried but had no response and I wasn't having any work done until I knew exactly what the problem was and the cost. Select said I could have my own vendor do the work, which I did. I applied for my $150 on 03/09/15 and sent back the requested paperwork. When I contacted Select today, they said they did not receive my signed release, so I emailed it to them to 2 different email addresses. I received an email stating my paperwork had been received and it would be 30 days. I responded with why I had to wait another 30 days and the response was they had not received my paperwork. Really? Having been a homeowner for 30 years, this is the worse experienced I have had with a warranty company.

I purchased contracts for my house and a rental house. My very first claim was denied. I was shocked at how they pointed out wording in the contract to show why they wouldn't need to cover my problem. The claim was for a cracked stove top that was no longer usable and wasn't safe to heat. They pointed me to wording that describes what is not covered (i.e. shelves, door hinges, house foundation). It took me three days to get a manager to call me back and that is what he provided as to the reason my claim was not covered. He actually tried to bully me into agreeing with what he was saying. The original denial letter claimed that this was a cosmetic issue. It was clear that they were going to continue to make arguments to support their view that this was not covered. I cancelled both policies and will never do business with this company again.

I purchased a home warranty plan in October 2014 for $425. It covers my house in Omaha, NE. It is suppose to give me coverage for 14 months. I first called the 25th of November with a clogged kitchen sink and disposal that would not work. They never called me back, like they said they would the next day. We had to fix problem ourselves because we needed the sink for Thanksgiving. We had guests coming into town. I ended calling Select Home Warranty back the next week to complain and cancel the plan. They said that they had lots of calls that day and could not respond to all of them. The office manager at Select Home Warranty, ** talked me into keeping the plan because I could personally call or email him and he would respond within an 1/2 hour.
So this week I have another couple of problems at the house. I have a clogged drain in the master bath and a hot water tank that is not working properly. I emailed him on Tuesday night and did not hear anything back from them. I called on Wednesday morning 7:08 a.m. and there was no answer at his extension and no way to leave a message. I called again at 10:29 a.m. on Wednesday and finally talked to someone about the problems. He said he would put in a request and that I should watch for an email. He also informed me that ** is no longer with the company. An email came through at 2:21 p.m. It said that within 48 hours, Burton Plumbing should be calling me and if they didn't to call Select Home Warranty back.
I have called Burton Plumbing several times over the last three days and they still did not have everything they needed to come and do service. I was trying to get the service done while I was home this week on spring break. Why did I pay for a warranty plan that takes several days for a company to come out. I am thankful that my problem was not one that needed attention quickly. I would not recommend this company. They are very slow to respond to you and do not get the job done. Is there are recourse for them not following through with the service that they said they would provide?

This company is a scam. Do not use them. They will only pay for parts and will not pay for any labor. They group any type of work besides a part as 'installation'. If you try to cancel their contract they will do everything in their power to give you as little money as possible. If you want a home warranty to make your life easier this will also not be the case and be prepared to be on the phone a bunch. Worst consumer mistake I ever made was selecting these guys. The language on their website is completely misleading.

On 3/5/15 I sent an email as instructed to request a service call on a water heater that was leaking at my condo in Florida. The tenant reported that although he had hot water, the water heater was leaking a lot. On Monday 3/10 I call Select to determine what was the status of the service call, they said that they didn't get the email request. I gave them the information on the phone and they said that they would take care of it.
I called on Wed and they said they needed pictures of the water heater. The tenant sent pictures on Thursday. On Friday I called again and they said that they didn't receive the pictures. I argued that the tenant assure me that they were sent and beside that nowhere in the agreement with Select does it say that pictures are needed for a service call to be made. I insisted on a manager calling me. What will pictures accomplish anyway? It will take a plumber to determine what the reason is behind the leak.
However, this is the third time that I have called them and on each occasion it requires aggravation to get them to keep the agreement. I would caution any to sign an agreement with this company who does not appear to be able to stand behind their warranty. I never had these problems with American Home Shield and as soon as this agreement is over I will switch back to them as soon as I can.
Sadly it creates ill will with tenants that then blame landlords for not taking care of them. When in fact we had a warranty for repairs that should have accomplished just that. When it comes to SELECT, select another warranty company. There should be a class action against this company. I am sure this is not the only complaint against their poor service. They work hard to sell you on their service but work harder at trying to wiggle out of coverage. I will also file a complaint with the BBB.

I have been with this company for about 6 months. I've called twice for service and have yet to get service. There is always a loophole and I will not renew my contract with Select Home Warranty.

Called the company Select Home warranty for an issue in Dec 2014 for our A/C not working. The issue was a blown fuse (a $10 part), the A/C company fixed it, we paid our deductible. Now in March 2015 the A/C is not working again, the same issue fuse was blown but it was also determined that the wiring from the unit to the thermostat was bad and this time it was blew the transformer. The total of the repair job is $785 for parts and labor, but because we do not have maintenance records for the A/C the home warranty company is only going to give us $100 and we have to pay the rest. Now keep in mind we bought the home in May 2014 and the A/C unit is brand new from 2013.

Had a pool pump go out within 2 months of the policy, called and made a claim, the tech they sent out said it was the timer. I knew better so I asked him to leave. I ended up replacing the pump myself and when I contacted them about a reimbursement for the 400 dollars worth of parts I had to buy they said they can only reimburse me up to $150.00 within the first 3 months of policy, I paid up front for the whole year.
After getting hung up on several times I asked about how to get my 150.00 dollars, they had me fill out a form and after I emailed it back 1 hour later they said it would be 30 days before I got a check. Day 30: sent 1 follow up email with no answer. Day 34: sent another email with no response. Day 40: called, got hung up on, called back to talk with someone who said they didn’t know why the check has not been mailed out but hopefully someone will mail it out to me this week. REALLY?!?! This has to be the worst company I have ever had the displeasure in dealing with. I will be getting rid of them ASAP and will be finding another home warranty company.

I paid 850.00 dollars for a two year warranty, a request for service on our pool heater was not paid for by this company even though they had authorized the repair. Promises to reimburse me for the cost of repair were always false. Finally two months ago I requested the contract with them be cancelled and my money refunded. Once again Select Home Warranty has not paid. This company is a total fraud, the worst of the worst.

I wish I would have done a more thorough research before falling prey to this scam of a company. From the start to end I experienced nothing but stress and frustration from Select Home. 2 out 3 customer service reps I spoke to were unhelpful, rude and unprofessional. It's bad enough that something in your home broke and to top that these people make you feel like it's your fault, and will come up with any excuse to not have to pay; and finally if they pity you they'll send out some cheap, shady, never-heard-of repair company that they're contracted with to fix your stuff. Their website login is a bogus so is their phone line. Their employees misinform and are argumentative. Good luck getting a half paid claim out of these people. I asked for them to cancel my account and refund my money, it's been 30 days and I haven't seen a dime of the $500 I paid them. My washer remained broken and I am out $500.

I called Select on a microwave not heating. The cs rep had informed me that the microwave is not cost-effective to repair so they will approve the replacement. I was able to go pick out a microwave in a local store and send my invoice for reimbursement. The process was very easy.

I had a plumbing leak. They sent plumbers, but the work was urgent so "authorization process" was not complete. They did the "repair" but caused and even larger gushing leak in an adjoining room. I paid them $700, but I now am facing a $3000 repair caused by the plumbers sent by Select. The plumbers appear to be out of business just 3 weeks later, and neither they nor Select will pay or even respond. My next step is to report Select to the Attorney General of Texas, and then perhaps a lawsuit.

I give Select a 5 star review for the repair of a washing machine. This is the 3rd time I used Select and they are fabulous. I have a 8 year old machine that just was not working. They replaced a few parts and got it up and running again for me.

This past week we had record cold and my pipe in my house froze. Select assigned me a plumber to come find the pipe in my walls. The plumber did actually find and fixed the issue without having to even break my walls. I am very thankful for that.

At this time I have two houses covered by Select, but when I call EVERY TIME they cannot locate either house and they put me on hold, talk to others and tell me I have no account with them, but they keep taking my funds. Now how does that work?? I have a microwave that needs looked at because it comes on by itself, doesn't cook right and I worry about fire hazard. They laughed at me. Unfortunately they are telling me since I purchased an appliance package in 09 and it is outdated and they will only give me 85.00 to replace a "Frigidaire professional version". I asked several times to talk to a manager and they refused. This is not a cheap replacement and I do not understand why they lose my account info. on both houses. Cannot pull up any info by name, # or address. This does not add up. I need help.

I have Select home Warranty service, and didn't get any support for any repair. They sent under rated technicians because good technicians don't like to work for Select. Normally, that technician appears couple of days later, and take another couple of days to get approval for the repair cost from select. If you want to make the process faster, Select always suggests customer to find his/her preferred technician to fix the issue, and assures you to reimburse later. Anyway, they never pay. I reported claim twice for two different issues, and I was victimized for both of the above stated situation. Every time, select gave me different reasons for not paying the bill. We bought the "Select" service just for nothing.

I called in that our heat unit wasn’t working properly. It took them a week to respond and when the technician diagnosed the problem they wanted maintenance records- I provided what I had. I have been here less than a year. I had it serviced when I first moved in and then their tech guy serviced it in July. This isn’t good enough for them, they told me to get my own service guy. In the contract it states clearly that if I do this it voids out their warranty and they will not pay. We are under a state of emergency without heat. The last phone call I made I talked to a ** that said “listen sweetheart” and then basically called me a liar. They want me to pay up front for repairs then they will reimburse me what they feel is acceptable to them- they had no problem taking my 500.00. They are shysters- do not waste your money here.

I have only had SELECT HOME WARRANTY as my homeowner's warranty service for six months. I almost canceled because of the bad reviews I read on-line. I wish I had. However, I talked to their customer service rep (Ryan) and he assured me that if I had any problem, to call him and he would personally make sure I was satisfied with any issues I had. Have tried since mid-September to have an appliance fixed or replaced and I continue to get the runaround. Customer service is pathetic. I have filled out forms, returned forms, and still get no satisfaction from SELECT HOME WARRANTY. It's a simple appliance. All I want is to have it fixed or replaced and they can't even do that. Stay away from SELECT HOME WARRANTY - No Good!

Home is in area with snow. Furnace stopped working - 9 years old. Sent in request for service. Received email next day with a claim number that I had to call if again for. Now they said they need more details or they will not send repair person info. Called with details. Now another hoop... have to wait hours for another service email but they refuse to give me the service name/number over the phone. Would not let me talk. When I tried to speak he kept talking over me repeating over and over and over that we will send you an email and thank you. We will send an email with your service repair man's number. Thank you. OMG. It is getting late, no email. Could be third night without HEAT in winter. DO they care? NO!!! Asked to speak with supervisor. They said when one is available they will call me. Yeah right. I will not hold my breath.

Last November, i.e. in 2014, our garbage disposer broke. Called up Select Home warranty, they send a plumber who came and confirmed that it is broken and hence require replacement. SHW said they will cover disposer but not the installation but turn in the receipt for installation, they will try to cover a part of it.
I paid for 107 $ for the same disposer from home depot and the plumber they send shared 150$ for an hour work to install and 60$ for to come and verify within a min that the disposer is broken which I told them over and over. I turned in both of receipts in Nov 2014, now it is Feb and I have not received the check. First they said the online price for the disposer is 75$ so they will only cover it. When I spoke to their manager, ** and later ** that I'm not an online shopper, then they send me a reimbursement form for 107$ which I have mailed back in Dec 2014. Since then I called and emailed several times not seeing any check. Meanwhile they are still reviewing the installation piece and finally verdict came in as 'No' in Jan of this year when I threatened to go to BBB. Then another manager emailed asking for the receipts again saying that they never received and asked me to resubmit.
I keep getting called from SHW reminding me that my membership is coming to an end and when I ask about the status, they say someone will call me. And no once calls me. And when I call and finally get hold of someone, response is Manager will call me by end of day, but no call. This is the 2nd time I'm going through this sort of unaccepted delay in 2014. Last time it was reimbursement on my microwave and that took close to 4 months of calling and shouting to get the check.

I have ordered the plan through them last year, never had a claim filed. Once decided to cancel it in Oct 2014, they are still charging my credit card. Like a virus. Now they advertising some special with 2 months free. I tried to quote the plan on their website, I get "we are not offering coverage in Wisconsin." However, their very pushy sales people calling me 3 times a day to get "enrolled". I asked them if they can send me the proposal in writing, no answer. This is a joke, and misleading practices. Be aware.

During this cold weekend my heater blew out. I called select on a Saturday in panic. The cs rep assured me he would help even though it was the weekend. They gave me the number a local plumber to make an appointment. I called and the plumber came within 2 hrs. I am grateful because the temp was very cold this weekend. I don't know what I would have done without select.

I am happy to say that I have no complaints in regards to a recent home repair on a refrigerator. My fridge went down in a morning, I called select first thing and they handled with care. My fridge is not working.

I purchased a home warranty from select. I had a problem with my heating so I called for a service call. They sent a contractor to fix the problem, or so I thought. The contractor found out what was wrong and advise me he needed to get an authorization to fix the problem. Two days later with no response from the contractor I called select home warranty to find out what was going on. They advised me that the claim was in review and they would get back to me. They finally get back to me and say that I need to provide 3 years of maintenance records for the heating system to them that were performed by a "licensed, certified contractor" or the heating system was not under warranty. This is a problem for me because I have only owned the home for 6 months. When I bought the home the prior owner had just had the AC and heat serviced so it was not scheduled for another service until June.
I explained to the representative from select home warranty. Then the conversation went to the part that was defective in the unit was not covered under this warranty. After all this run around I called the contractor that was sent out by select home warranty to find out if this problem with the unit was something that could have been avoided by servicing or changing air filters. He explained that "This problem was something that could not have been avoided. It was a problem with a manufactured part in a sealed system. The reason that you are getting the run around is because you are a new customer and this repair is going to cost more than your premium you paid." At the end of the conversation with the contractor I asked him "Are you a licensed certified contractor in the state of Arizona?" The contractor advised me that he was not a licensed contractor. At this point I am feeling really taken by select home warranty.
Select home warranty's motto is save your wallet, and in the advertisement on this website, and in the paperwork I received from them it states they only use licensed certified contractors.
I called back and talked with a supervisor from select home warranty about this problem and we just kept getting the same Circle talk about not having service records, the part not being covered under warranty, the unit being installed improperly, basically there was no way they were going to fix the problem. After about 45 minutes of going round and round with this guy I finally came to the conclusion that they were not going to do anything for me. I advised him at that point that I was going to contact the Arizona board of insurance and file a complaint because I felt they were acting in bad faith.
At this point now he wanted to try and help. He said "I will give you $100 toward the repair after you have made the repair and send us a receipt paid in full, but you have to use our unlicensed uncertified contractor to make the repair." I told him this was unacceptable. The repair was going to be $600 and I was not going to use an unlicensed contractor to do the work on my home. He said "You are more than welcome to use any contractor you would like, but for us to give you any reimbursement you will have to use our contractor." I told him I would like to cancel the policy, and asked him to please get me a figure with cancellation fees, proration, and any other monies you will deduct to cancel this policy and let me know how much of my premium I will get back.
After a brief hold he came back on the line and said "I talked to our accounting department and because you are such a new customer we are going to go out of our way and refund all of your premium, as long as you give me your word that you will not go to the Arizona Board of insurance to file a complaint." I told him "I cannot give you my word that I will not go to the board." I have still not received a refund from them but I would sincerely advise anyone buying a home warranty from these people to read every term and condition before you give them your credit card number. On further review of their terms and conditions there is almost no coverage on many of the most expensive breakdowns that a homeowner may face. Furthermore select home warranty employs unlicensed contractors.
To conclude this review I am told that I will receive a full refund for my premium, but I am still stuck with a unit that does not work, the $45 out of pocket service fee, and a pre-existing condition which more than likely will not be covered by any future home warranty. Select home warranty not recommended!!!

1. AC/Heat Unit: Had them have someone come out a year ago to look at my AC/Heat unit on my roof. The company said it was working fine. Six months later, the heat won't kick on. They sent out the same company who told them the problem. They denied coverage telling the company that the part is not covered (heat exchange unit). They told me they denied coverage because I didn't keep maintenance records. They say require two inspections per year to be covered under their contract. The company they sent advised me that no residential customers have maintenance performed on their units twice a year and that they should consider maintenance changing the filter in the house. I change the filters monthly. Bottom line, I paid $800 for a two-year home warranty contract, and they said they would cover $100 for repairs/replacing the unit, once I showed them the invoice for the repairs that I paid to have done.
Issue 2: Toilet backed up. I called them to have a company come out to service the toilet. It was a Friday. They could not get anyone out there until Monday. I have five people in my family. One toilet. I see 24-hour plumbers advertised all the time. We had to use the bucket system for the entire weekend. Gross. During the weekend I researched the company they contracted to come out and found all bad reviews. Not one good one.
I ultimately declined that company and contacted another one myself, one with good reviews. They came out immediately (Monday morning) and repaired the toilet in less than one hour. They charged me $265. However, before I called the new company, I confirmed with Select Home Warranty that they would reimburse me for the cost of the repair. They said, "Absolutely, contact your own plumber and submit the receipt. We will reimburse you less the service fee of $45." Today I find out they will only reimburse me $90 because "clearing out the line is considered "maintenance" and they don't pay for maintenance." I thought the whole point of having a plumber come out for a stopped up toilet was to clear the line? Am I wrong?

Aloha, I live in Hawaii and it is difficult for me to find a home repair man let alone a company who is willing to cover me. I found Select online after reading some good reviews and speaking to sales reps. The sales team is very polite and low pressure. I wasn't ready to buy on my first call so they called me a week later and I went with it. I am very excited to finally have coverage.

I bought a warranty policy with Select Home Warranty because the house I has it has many high end appliances and 3 a/c units. I hoped to mitigate repair costs as my home begins to age. I have found that Select Home Warranty weasels out of ever paying for anything. When I bought it, I paid for everything I could think of including 2 refrigerators, microwave, plumbing, heating, oven, clothes washer and dryer, water heater, plumbing stoppage, garbage disposal, garage door opener, electrical, duct work, dishwasher, cooktop, ceiling fans, pool, second refrigerator, sump pump, second freezer, ice maker, and all 3 a/c units. I paid $910 for this warranty policy.
Specifically, their contract states that they will only cover up to $150 for a repair within the first 3 months of coverage, and the 3 months doesn't start until after 30 days. So, 4 months into the contract period I have a claim on a WOLF brand oven that they will only cover $150 of, when the cost is closer to $1000. My contract was signed July 7, 2014. I made a claim on December 1, 2014. This is 4 months and 23 days into the contract, and 3 months and 23 days into what they term as the actual warranty period. They will still only cover $150 of my claim.
This is in direct violation of their warranty contract which states that they should pay $500. Additionally, they sent "their repairman" to come repair the oven. Initially, I paid him the $45 service fee, and he never came back and never responded. They told me I would have to pay another service call fee to have anyone else look at it, when THEIR subcontractor FAILED. Every $45 call is denied stating the unit is "not maintained properly" or "not included" or "excluded". Do they make money every time they send someone and then deny it, keeping more money? Their company policy is to deny, and to make sure they can figure out how to deny a claim, or figure out how to make you say something that will help THEM deny your claim. It's an unfair con to steal money.

Have not had one good experience with SHW yet. Brought the policy in March 2014 and paid for whole year in advance w/ agreement for additional 3 months free. Tried to use it for a hot water heater, which I paid extra for, but of course that wasn't covered. Another claim for my oven I put in over a month ago and after getting runaround for the last three weeks, I was told today that it would not be cost-effective to fix but all they could reimburse me for was $125. REALLY??? Where can anyone buy a stove/oven for $125?? The stove came with the house when we moved in seven years ago so I can't say how much it cost or what it would cost to replace it but I know $125 is not going to do it.
So basically if your claim is for something they can't fix, they will only pay you what THEY say is the depreciated value of the item (and how they determine that is a mystery to everyone except them). I have to give them credit though, they do have that one small paragraph buried deep inside the policy that says they can do that. That was brilliant SHW, deceptive but brilliant. At least I know now and can warn everyone else I know.

I purchased a warranty from this company approximately 1 year ago and my washer stopped working. I contacted them and was told that they would send a technician to my home. He came out and started the machine working and it worked only 1 day and went back out. He told me that there was another part that had to be ordered and that it would be back in 2 days. 2 days has turned into 3 weeks, and when I contacted the company they told me that I would have to pay to have the repairs done and then submit a bill and they would see if the bill could be paid. When I purchased this warranty I was told my deductible would be $45, now I am told that they don't cover labor. I never would have paid $400 for this warranty under these circumstances. This warranty is a ripoff.
When I attempted to contact a manager, I was told there is no managers available and you have to contact them online. I was told by the representative that she felt I was hostile. Really???? 3 weeks without my machine and a repair man that they sent who never contacts you and you have to chase him done, and you think I am supposed to sing 'Oh Happy Day'. I never cursed or yelled because that is not a part of my character but am I angry, yes, I am beyond angry. I asked for a refund of all of my money and they told me that it was not possible.

During the last snowstorm I lost power and my heat went broke. I called Select for help. They informed me that I had to call the power company first so I did so. Once my power went back on, my heat still wasn't working. I called back select and they sent a heat repair man. He showed up on time and was very helpful. He fixed my furnace with a new ignitor.

This is the worst home warranty company I ever dealt with. Please avoid buying a home warranty from them at all costs. Last year I made a mistake of signing six of my properties with this company for a home warranty. They promised me the world. Once they collected their money things changed. Every time I made a claim they would deny it or they would only offer me $150 reimbursement for the appliance. So far I have made two claims with them and it took SELECT HOME WARRANTY more than four weeks to resolve each claim. This was a pattern I noticed with every claim I made with this company. I paid over $3600 in coverage last year to this company. This last (third) claim REALLY broke the camel's back and I had enough with this stupid company. This company is a scam and they are not looking out for the customer.

Call for clothes washer repair showing codes for electrical and pump. Guy shows up in a small car with no tools and you have to pay him $60.00 cash. Then he records his visit which is scripted. Finds a reason not to approve the claim and bolts with your money. In my case it was maintenance of the pump. Who does that? The machine has 2 codes, whines like a jet and hops across the floor. After I told him I had not removed the inspection cover for the pump he decided that that maintenance was the problem and said he wasn't going to do anything and denied the claim. I asked him to remove the cover and check the pump and he said no that's maintenance. He never addressed the other issues and said "God bless and thanks for your patronage." I think this is a daily scam with this company and I want my money back.

My husband and I are very happy with Select. We have two properties signed up with them. One is our main home and the other is a rental. The dryer wasn't heating in the rental. Select’s technician came to replace the heating part of the dryer. The total cost for me was the $45 deductible. I will sign up more policies with them soon.

I noticed a leak in my ceiling the other day and right away called Select Home Warranty. They dispatched a plumber within minutes of my call. The plumber they sent out was very helpful. He explained the problem to me and then called Select for authorization. Select approved the repair while he was still at my home.

I have used Select Home Warranty on 2 different occasions. The first time was 2 months ago Select replaced a broken microwave. My last claim was last week when I had my heating go out. I spoke to Select and they had a heating guy come out same day. The problem was the gas line going to the furnace. Select covered the issue for me.

Had tried Select Home Warranty for 2 of my rental properties. The first one expired on Jan. 16, 2015 and they never sent me a renewal. When I called on the 24th as I had a plumbing leak, they informed me the policy had expired. I asked why they didn't send me a bill, and that's when I found out THEY WON'T COVER ANY PROPERTIES IN CALIFORNIA ANYMORE. Nothing I ever called about was ever fixed. I had to pay multiple deductibles for repairs that were NEVER done. On one occasion they had 2 people come out 5 times to try to fix a dishwasher. I had to call the company at least 5 times to send anyone out to fix appliances. I finally had to replace the dishwasher and they denied any compensation because they did not authorize the replacement. They wanted me to call another plumber to come and snake the line again even though the previous plumber had told me there was nothing wrong with the line. They will go above and beyond to deny compensation.

I called Select Home warranty on 1/10/15 about a problem in my bathroom water leaking from the pipe behind the shower. Was given a contact company. On Monday 1/12/15 I called Douglas App and they said "we will out at 4 pm." I told I had to work could they come in the morning. They said they would be here at 8 am. It is 4 pm and I have not heard from them. I called Select several times said they would call Douglas and get back with me. No call. That was two hours ago. I had to find someone to fix my pipe. Water was going everywhere.

I am so angry that I am still fighting to find out why my claim was denied from Dec. 12. My furnace went out (I live in Michigan) and the part to fix the almost 30-year-old furnace with labor would have been $1200. Company was not sure they could even find a part and if they did told me could not guarantee it would even work after sitting on a shelf for that long. A new furnace would cost $1000 plus installation. No reason given but claim was denied until I could provide other information. I have provided all the receipts for service I have and have yet to get a written response on why the claim has been denied.
Good thing I did not wait to install a new furnace because we have had record low temperatures and it has been a month! I was sent a statement that Select does not cover issues related to installation, power outages or improper maintenance. I know the policy. I have asked specifically what they are claiming on my furnace 3 times still with no response. I hate to go to arbitration but I will if that is what I need to get this resolved. I am unable to access my e-mail right now but will add to this by sending all the pictures & e-mails when I can do so.

My experience with Select home warranty was excellent. I ran into a boiler problem at one of my rental properties. My tenant called me in a panic. About 6 months ago I purchased a select home warranty and have not had to use it yet. My first call with them was great. They handled the issue direct with my tenant and I did not have to get involved. This is exactly why I got this policy.

I am Active Duty Air Force now living in West Virginia. I was previously stationed in North Carolina where I currently have a rental. I chose to go with Select Home Warranty and everyone seemed nice. First experience: the heating element went out in the hot water tank and so we called to make a claim. They selected a plumber for us who would not answer the phone or return phone calls. So we call Select Home Warranty back and they dispatch another plumber who after we call, does not accept home warranties. So we call Select Home Warranty back and they dispatch the original plumber who will not answer or return calls. So after a week of this happening and our tenants not having hot water, we hire our own plumber. Jason. One of the supervisors at Select Home Warranty says he will take care of us personally to email the bill and they will take care of it. He gave me his direct extension. I send in the bill and hear nothing. Jason won't answer his phone or return my phone calls. Well our tenants call and let us know there's a water leak and that's why the heating element went out on the hot water tank. So we call the same plumber we had fix the hot water tank and no problem taken care of.
I send in that bill and ask about the status of the previous bill and one rep says 10-15 days to process then the very next day, another rep says 15-22 days. At this point, I am getting frustrated and not getting any kind of service. I call the next week and two different reps tell me they have put a note on my account and are pushing for it all to get taken care of ASAP because of all the trouble. They state that a supervisor will call me that day or in 72 hours. I wait it out and nothing - no call, no email, nothing. So I call back and they tell me they have to send out a form to get payment out to me for the second bill but that my hot water tank was too small so they weren't covering my first bill. The rep says they were going to give me $40 back on the first bill for convenience of all the trouble I had gone through. I just asked to cancel the home warranty because if something else were to happen, I can't take the chance of them not doing anything and not covering it. Also, my hot water tank is sufficient as I lived in the house for 4 years. It's a 50-gallon tank and without anyone being there to look at it, they told me it was a 30-gallon. Worse company ever! No service! Reps aren't helpful and supervisors do not do their job! If you a looking for a home warranty, choose another company!

Select Home Warranty is a horrible warranty company and I would never recommend anyone to them. I had a problem with my washer and my washer was only 3 years old. They claimed my washer was over 10 years old and they will only cover $90 towards the replacement of a new washer. I purchased the new washer and submitted my receipt. They said the check for $90 would be sent to me. I had another issue where the water was backing up in my dishwasher. I filed a claim with them and rather than send a technician, they called me and told me I was approved for a new garbage disposal. I called a local handyman and the hose to my dishwasher was blocked up. My garbage disposal did not need to be replaced. I decided to cancel my contract a month later. I am still waiting on my check from my washer replacement and they are telling me that since I cancelled my contract, I cannot be issued a check. This company is the pits.

I bought the Home Warranty from Select Home Warranty. I ask several times what it covered and was told if the appliances and systems were in good working condition, they were covered. I even emailed the sales guy, Alan back to verify some coverage limits on the Heat/Air unit after reading the contract. My heat stopped working right before Christmas and had a house full of company. They sent out a contractor that brought his family to sit in the car while he worked on the unit. He ask to stand in one of my kitchen chairs because he didn't have a ladder and then burnt up the thermostat he was trying to put in. After all this, he tells me my compressor is locked up and I need a new air handler outside. Select Home Warranty sent me an email asking for pictures and repair bills. I sent them the three repairs we have done in 17 years on the unit. All minor things done according to the service contractor we use that he regularly has to replace on units. One repair was a 30.00 capacitor and the other two was just a defrost cycle was occurring, nothing wrong, and the other was a breaker had been tripped when filter was changed. Two of these in 2010 and one in 2012. No other issues.
Now the Select Home Warranty tells me they can't honor the warranty because I have had repairs done. What a dishonorable company. I ask the guy "so if I hadn't given you the repairs, you are telling me it would have been covered", and he said "that is correct." I will never use this company again and I won't give them a good reference to anyone.

Had furnace problem. Select Home Warranty says it's covered. They sent telephone number of repair company for us to contact. Repair company said Select never pays them. They refused, Select's Company is a scam. We informed Select. They sent another contractor who said he would need $45.00 to come over and said it was the thermostat. He also indicated that Select owes him for many past calls. Select then said our furnace was too old and they would only cover $125.00 of it. We were also told by Select that we would have to pay the service person and they would reimburse us after a committee looked at the bill. WOW!!! This is truly a scam and we are reporting them to BBB, AARP, as well as the Florida Attorney Generals office for this scam. Please think twice before you do anything with this company. My refrigerator stopped cooling. I called and put on a claim. Two days later I was still waiting to hear from the technician so I emailed them. The technician came that afternoon and said the refrigerator was very old so it was not worth repairing and that Select Home Warranty would get back to me. I did not hear from them so I had to contact them again and their only response was an email saying the claim was not covered under their legal contract. Service was horrible and their claim department very unresponsive. Who needs a warranty that does not cover repairs or replacements when the appliances die down! I purchased my warranty in May 2014 and paid in full. I submitted a claim for my heating unit. A contractor was quickly assigned and came out to look at the unit. The contractor said he needed to submit the quote to SHW for approval. I received a call the next day from Select stating that they authorized $125 for the repair. They told me I would need to contact the contractor to arrange service. Upon calling the contractor, I was told the repair was $292.15. I called SHW back and inquired why there was a difference. They said that because I could not provide 3 years worth of maintenance records for my unit, they can only authorize the $125. They also said once I submitted the receipt, they would review it and see if they can get me more money. I had no choice than to get it fixed so I contacted the contractor and had the repair done.
I submitted my receipt and 2 days later, I was told I was still only going to get $125 and that SHW never authorized my claim!!!! Why wasn't I told this in an earlier conversation?? I could have gotten the repair done cheaper using someone else. It will take 30 days to get my $125. This company should be investigated for fraud. They are unprofessional and misleading! I bought home warranty to cover home and appliances. Beware that Select Home Warranty will "depreciate" any appliance based on "their" computer model then will give you a small, laughable amount of cash so you can pay to repair or replace it yourself...and at your expense. What a joke. I have washing machine start giving error code. I researched the code and the fix and learned it's an issue with motherboard. Select HW stated repair person needed to come out. $45.00. Told need new mother board. Select calls me and states they will give me $125 to use to purchase new washer or go toward repair. So, I pay for a warranty and when something breaks they give me $85. HA!!! What a joke. Customer "dis"-service guy was extremely rude on the phone. Told me the $85 was more than I would get for washer on Craigslist. I told him I just wanted the washer repaired and he said they don't pay for that. I told him my house was 15 years and if the a/c compressor goes out, would they also depreciate that, or the garage door opener...he responded yes. So, buyer beware!

I was instructed to contact Select about my claim. Voice response said quicker answer by sending email w/claim number and phone numbers. Did not receive call back after waiting over a week, so called again. I was told that due to not having an annual maintenance contract, my unit would not be fully covered. Max repair bill allowed would be $250. However, I was only approved for $125. When questioned about why approval for only half, the rep said that he didn't handle quotes, but that the Review Board was aware of the cost. I asked for the amount from the Board and he said I had to call the contractor. I asked if he could ask the Review Board how much the estimate was and he refused. In addition, the same unit had been repaired under Select Warranty within the last year, so much of the maintenance inspection was done at that time. This is just an easy way to avoid full payment. I switched to Select because of lower deductible, but it's now clear how that is managed. I will definitely not renew with this company.

I did not have to use them until 7 months into the plan. They were straightforward and quick with my refrigerator repair. I am thankful they were able to service me.

When I purchased the home warranty, the sales rep informed me that I would be covered in the event my water heater or electrical system needed replacement. In the document provided with my policy, it clearly states that my policy covered my water heater, electrical, etc. etc. When my water heater broke and I filed a claim, they first told me it was not covered because it had to do with gas line. I explained to them that the gas line was INSIDE the water heater and was a part of the unit, so why would it not be covered? I then read my contract and there was NO mention of gas lines not being covered. When I confronted them about this, they said they would pay for the part to repair the gas line but would not replace the heater. The plumber clearly said that the unit was no longer good and replacing the gas line would not be a viable solution due to the age of the unit.
The warranty folks would not budge and only offered to pay $100 for the part, not anything else. I ended up paying for the water heater replacement on my own. Then my electricity had issues. They also would not cover them and found other loopholes to prevent from having to honor their contract with me. I cancelled policy after only 7 months, and ended up paying over $400.00 out of the $699 I originally paid for services that were never provided. Their entire pitch to me when they sold me the policy was false and a complete SCAM. I was led to believe they covered my appliance completely, but in the end discovered they had found a loop hole to everything to get themselves out of paying for anything.

I have had very bad customer experience with their sole claim supervisor (Jason **). I have reached out to his manager Rick, but no response. The calculation he provided for the claim amount does not make any sense and calls for re-evaluation of how Select Home Warranty calculates the claim amount. Our Microwave stopped working and called Claims department. Got call back from Jason a day later, informing that it is better to replace the oven, instead of repair. So he said an amount of $85 has been approved, without deducting the $45 deductible. I was not satisfied with his decision. He was very rude and confrontational. I asked him for the basis on which 'Select Home Warranty' came to the $85 amount, he didn't give a clear answer. He repeatedly said the model was manufactured 10 years back. But I know for sure the microwave is only 4 years old. I asked him to read to me the model number he has and it was wrong. He then asked me to send the picture of model number for verification. He was truly unprofessional.
I didn't get a call from claims department, as promised, so I mailed them and also called them. They routed it to Jason again. I asked him for the calculation and requested to send me a e-mail about his calculation. His response was 'this is not a mail company' (good customer service). So I asked his permission to record the call from my part, for my future course of action (if needed, legal). He gave his permission (which was recorded as well). His calculation was - Current price of the model - $379, Life span of an oven - 13 years Years from manufacture date till date - 10 years (this is wrong as i contacted GE directly and they said it is only 5 yrs old) Remaining life in year - 3 years so the replacement amount is = (379/10)* 3 = 37.9 * 3 = 113.70, based on the facts from GE and using their calculation, the new amount is 561.4$. This questions their integrity and all their past actions on the company's claims processing procedures.

They made me and my family wait for 10 days in freezing cold temperatures to finally deny fixing my furnace after I couldn't produce 3 years worth of maintenance records, even though the product failure was a well-known product issue and had nothing to do with maintenance. We purchased our warranty with Select based on their A plus reviews they have gotten. Let me tell you they are not an A plus company. Since we have bought this warranty this company now has over 175 complaints with the BBB and a D- rating. Trust me, this is all true. They are rude and are not willing to help you in any way. Please do not waste your time purchasing from Select Home Warranty. We have asked for a full refund based on poor customer service and all we get is that we are demanding our money back. I put in a furnace claim with Select Home Warranty. The service tech came out the same day. The service was fast. My furnace needed a part that had to be ordered. The part took 3 days to come in and the tech came back to install. The repair was well done. And the customer service was very good. I would have given a 5 star if I didn't have to wait 3 days.

I signed up for Select Home Warranty and got the normal overly eager sales guy. I challenged him during sign up to ensure we had all the main equipment covered. It was important that I received both AC units covered, he accepted verbally. I got the contract but there was no mention of two, just a main AC unit. I called to clarify, it was going to be rectified - never was. Time went by, my tenants moved in and I was out of a "safety net". I sent emails to several multiple times, but no reply. Then 2-3 months later there is obviously an issue with the AC unit, in the second floor (so not the main floor which MAYBE would have been covered). I called them to explain what happened and was promised that they were going to reimburse some of the repair. I tried to get an amount but couldn't and could not wait for the repair. I submitted everything I had and confirmed again they were going to reimburse some of the repair, but needed a review.
They pass me along between several unschooled individuals that has a sheet in front of them on how to deal with customers in different scenarios ... result being that they were not honoring the reimbursement and when I asked to receive the transcript of the conversations they are naturally not sending these. They actually directly lie on the call of what they have previously stated. It is unfortunate to waste so much time, but fortunate that it didn't cost me anything pretty much and I got back some in other repairs. But wanted to let everyone know that some of these other reviews must have been written by someone working there, I just can't see how a company can be that different. They lost one customer which may not be a big deal, but wanted to make it heard at least.

I purchased a home warranty with Select and paid the $400 to get a better deal, that was in October of 2013. I have only made one claim which was this October, paid the $45.00 to someone that came out and was on the job the first day and did not know if it was a washer or dryer that needed repair. They called and asked if I could send them a picture of the dryer and they can make a decision. I submitted the picture and was told that my dryer was too old and the parts were no longer available and therefore they could estimate the value of $89.00 for the dryer and they will submit after I purchase a new dryer and send them the invoice. I informed them that was not the way the contract was written. Customer service agent was rude and only wanted to know if I wanted to renew the contract, nothing else could be done for me.

When I first called, the rep was extremely rude. They wanted me to provide receipts for the new electrical box the former owner installed, even though I had the former on the inspection. After a heated argument, somebody in charge called back and a time was set up. A local honey do service showed up and knocked at the front door and we were out back, so they left. Two days later they came back. Showed him the electrical problem, but he said part of the kitchen should be on a different circuit but he didn't think he could do it because the "house is weird." Told him we have a water leak through the floor, he went up and looked and declared it's dripping from the shower door (through 6 inches of floor) and he couldn't do anything until he they said if he could fix it. I told him this was a huge concern for me, how much for me to fix it and he got in the car and left.
When we told him the water company said we used 12,000 gallons so we have a leak somewhere, he walked to the meter, shook his head and said "must be a bad meter." He checked nothing, and I paid him 170 for NOTHING. What an absolute waste. You also aren't told upfront your total plumbing ceiling is 150, so this useless "plumber" ate up my total plumbing allowance and didn't do a damned thing either for the electrical or the plumbing.

I could write several pages to include information on the many calls and several emails involved in dealing with my problem with Select Home Warranty, but as they have already cost me hours of time, I would rather summarize the issue.
I consider this company to be less than reputable. The problem started when I made a claim regarding my AC unit. We immediately received an email saying it would not be covered due to the required waiting period. We showed them that the waiting period had actually passed, but they still would not take responsibility. Instead, they told me to just get the repair done, send them the receipt, and they would see what they would do.
I did as they said and even used the contractor that they recommended. However, my emails to them regarding this were not answered, and each time I called I had to explain everything from the very beginning to the telephone staff, who then would tell me that they would look into it and call me back. Of course, they never did.
Finally, after pestering them a bunch, I got a call from Office Manager, ** who was familiar with everything about the case. He offered me $60 on $325 bill as a courtesy. When I inquired if this affected my policy in any way, he said that the AC unit would no longer be covered because I had done an unauthorized repair. When I reminded him that I had merely followed the instructions given by his staff, Officer manager ** just brushed that aside as irrelevant. He made it clear that Select was not responsible for anything its staff said on the phone, nor was their sales staff obligated to give out relevant information when selling a policy. He further said that Select was merely in the business of providing peace of mind, which one got by believing that they were covered for possible breakdowns. It appears that the bubble on this peace of mind is only popped if one makes a claim!
Since I now considered the policy to be useless, I canceled it and asked for a refund. Not only did they prorate the refund using a date and method that they refused to disclose, they also took a $75 cancellation fee. I asked for a waiver of this fee but they refused. I therefore tried to contact someone in authority to resolve the issue. They would not allow me to speak to Mr. **, the head of customer service, saying I could email him, which I did. When I did not receive an answer in a week, I again called and was basically told, tough luck, **, the head of Customer Service, is above dealing with customers, and if he did not answer my email, it was because he just didn't care to.
I have noticed that Select has several positive reviews, but I find myself doubting their authenticity. Anyway, if you are looking for peace of mind merely until your first claim, Select could be for you since the rates and deductible are good. However, if you are looking for actual coverage, look elsewhere.

I purchased my warranty in August after several years with American Home Shield. I had been dissatisfied with recent calls from them so decided to change. I researched and compared and asked a lot of questions and customized the coverage. The first red flag should have been when there was only an e-mail contract. I went to file a claim 33 days after purchase when my ceiling fan failed. Was told that there was an additional 5 day wait if I paid with credit or debit (which were the only choices offered). Found that buried in the contract but after complaining they told me to go ahead and send a receipt as they were usually able to help with things during that waiting period. No check after 6 weeks. Also noticed that they charged me $10 extra on my card for the first 2 months. Corrected after I called them on it.
This week the washing machine started to fail as it no longer will wash a full load. It is a repair that happened a few years ago and has again failed. Was told since it functioned at all it was not covered. No discussion, just that since we could still use it in any way they would not repair. It is obvious to me that they don't intend to repair much of anything. Just continue to deny as long as possible. I requested cancellation and was told that would happen and I would receive a confirmation e-mail. Now some 18 hours later, still no confirmation. This company is a scam plain and simple. Not sure how they got all these great ratings.

After several attempts to try and get my washing machine fixed, they made every excuse as to why they would not, none of which were true. I am talking more than 10 phone calls to them, from about august 5 to October 24th. Telling me from non payment, to contract needs signed. Promising me they would have a repair person call to getting managers to call me on specific days and time, which they never called, the list goes on and on.

Bought this home warranty about 6 months ago (worst nightmare of my life). Call tech out for garage disposal - it took an act of congress to get it change out. Then call them out for toilet stop up - wait two week, got the run around. Finally I call a plumber and paid to get it fix, sent In receipt, got a check 6-8 week later. Heater went out, call them again just thinking third time would be better. Never had any work done on the heater before - just change the filter out every year like I am suppose to do. They say I need maintenance record where I had the unit service every year. Why would you have a unit service every year without any problem and who knows this if they are not an HV/AC tech. Never use them again. Want the other half of my money back.

I have a home warranty of which I purchased two years of service. I called them because I was having an AC problem. They referred me to a company I called and they were very short with me and said they could not come out to my house until the following Friday. It was 110 degrees so I called Select Home Warranty and asked them if I could call another company. I got their approval to do so with the assumption that I would pay them upfront and Select would reimburse me. That company came out right away and told me the fan on my AC was bad. At the time it was thought that my AC was still under warranty however upon further investigation my AC had been out of warranty for two days. Even so, the company honored my warranty and gave me the part at no charge. I called Select and asked them if the part was warranted, would the labor be covered. They told me they would cover the labor so I proceeded with the repair, thinking I had the approval I needed from Select.
I was charged me $579.43 for the repaired. I thought it was high but I submitted the bill to Select anyway feeling that they would at least pay half. It was a month gone by and I had not heard from Select so I called and they informed me they were only going to pay $70 of the bill. Now, I have a $45 deductible so if you take that off the price that leaves a balance of $534.43. I told them that $70 was not acceptable because they pre-approved the service and nowhere in their contract does it say they will limit the amount paid. When the claim was re-evaluated they come up with $75 reimbursement.
Now I'm not an unreasonable person. I don't expect to have them cover a claim with limitless boundaries but I do expect for them to be reasonable to me by paying at least half of the charges of a claim that they, themselves, pre-approved before the work was done. When they finally re-evaluated the claim, they ended up with $75 refund. By this time I was just worn out from the haggling back and forth. They sent me a release form that I was not able to understand.I have never heard anything written so illegibly. I am actually afraid to sign it to get my $75.... AND WORD TO THE WISE, ANY COMPANY WHO HAS TO PAY ANOTHER COMPANY TO CLEAN UP THEIR OWN BAD REVIEWS IS A COMPANY YOU SHOULD STAY AWAY FROM.

I rate the service from Select Home Warranty a 5 star for repairs and customer service. Over the weekend my water heater just stopped working. We called Select over the weekend and they had a plumber come look. The plumber came prepared with parts and fixed the water heater. I am very pleased.

I took out five policies with this company this year for rental homes. Every time I call with a problem they have an excuse so it isn't covered. For instance, they don't cover a leaking faucet, Freon in an air conditioner, etc. An air conditioner went out last week and I called them for service. The tech said I needed a new unit. They required copies of all maintenance to prove I had maintained it. I supplied them. After waiting 10 days, they told me today they wouldn't cover it because it had rust. This unit was on top of a condo complex in the weather. Of course, it had rust. Just another excuse not to pay. I am canceling my service with them and would strongly advise anyone considering this company, NOT to do it.

The review of my AC claim with Select is a 5 star because the claims was responded to quickly and my AC is not working fine. I live in Arizona where the temperature can reach 100 degrees so AC is very important. I placed my claim for hot air blowing from my AC. Select sent out the local AC tech to take a look. The tech said we need to replace the motor. We called Select and they had approved the claim on the spot. There was no back and forth and I would recommend Select to my friends and family.

My 80 year old parents bought a new home and bought a warranty by Select. They sold a great Bill of Materials and then when it came to use the warranty restrictions came up left and right. The AC is going a bit crazy and Select said that the unit need to burn up, blow up, start a fire or stop working all together before either would come out. Kept stating they will only come if mechanical. So it’s a mechanical problem that needs to be addressed. Basically told me to Kiss some… Asked for a refund for what they paid for and they said they would need to pro-rate for all their services. What services they did not want to help or even come look and make an evaluation. The Supervisor of Select basically become rude and said “tell your 80 year old parent to learn how to read.”
This company should be reported for elder abuse. Selling a warranty, taking the money in a flat 20 mins but does not have the time to explain what it really covered and not covers. Just said that this NJ business can go state to state and rip off the elderly. No my parent are out of the money they paid Select, and now have to pay for someone to fix their AC. I bought a rental and I've got my own home, and I thought it would be a nice thing to have home warranty when things are breaking down. So I did a research online and found Select Home Warranty. Now I got my own properties so it helps out in that sense if anything should go wrong. Initially I was trying to get the best coverage and the financial cost of having two of them, so there's a lot of comparisons and Select Home Warranty was able to give me a pretty good deal if I signed on for a few years versus just a single year, so I went ahead with that. However, I find submitting a claim with them very lengthy. I'm told to kind of wait 48 hours for a contractor to call me, which rarely seems to happen. It has happened on a few occasions, but it seems like I have to follow up quite a bit which I never had to do before with my old warranty company.
And usually when I have to call in and follow up on something, the reps do seem a little agitated, but for the most part they redirect me. For example, I had an AC unit where it wasn't working and I ended up waiting 5 or 6 days before somebody actually came out, and one of the problems was that it was the wrong phone number given out, so no one was able to contact me. That was a little frustrating because that was an AC unit and I live in Arizona. But the technicians have been fine. I've had no issues with any of the contract people that they send out. They've all been pleasant, no issues at all. But to be honest, I'm a little disappointed at how things are going. I've had another company which in the past was things were a little bit easier done, so this has been a little more challenging. Overall, I don't feel confident in their ability. I'm always worried that they're going to come back at me and not provide the service that I need.

I have SHW as a service provider for when my appliances become inoperable. In 2011 I lost my home to a tornado, rebuilt, purchased new appliances (everything new), moved back in in 2012. February 2013 I contacted and purchased SHW for 2 houses and paid for 2 years upfront. My washer began to not spin in the rinse cycle and I called SHW for service. They sent out a repairman who was able to locate the problem. I called SHW several days later as they had not called me about repairing the washer. They told me I needed to send them pictures of my washer because they needed to know what it looked like (condition). I was upset because they should have asked for that before accepting my money and entering into a contract; however I sent the pictures the same day. One week and no response so I called them back, they advised me they'd give me $150.00 towards the repair or replacement of the washer. I spoke with the repair company and the cost out of pocket for me would be in excess of $350.00 and the cost to replace for me would be in excess of $700.
They state they have an optional clause that allows them to give the customer the cost of the part minus labor or the fair market value of the unit in its broken state not the actual cost to replace my washer or a similar washer. I am afraid to think what will happen should they have to repair my heating and air unit. I spoke with management and they advised me they were up to $200 but they often exercise the clause to not honor the repair or replace contract. He also advised me that although the washer came with a newly built home, out of the plastic from Lowe's, it was an old unit. When I told them again that it was purchased at the latter part of 2011, they had no response. They told me to buy my own washer and submit the bill to them and they'd send it to committee for review. I'm glad car warranties aren't like that.
When I said I wanted to cancel both policies, they stated they'd take $75 for each policy and any money they've paid out plus pro-rate. I'm waiting to see how they will try to butcher me on this one.

The first time I submitted a claim, the company had no technicians in my area. I selected one and submitted for reimbursement. It took over two months to get a $50 reimbursement. Months later I submitted a new claim. The first company they assigned didn't do business in my state. The second refused to set an appointment because they weren't getting paid by Select. The third time the assigned company had to sign a contract with Select before coming out. The technician was great but was not allowed to do the repair until it was reviewed by Select. The next day Select "offered" a settlement for $125 to repair my washer when the cost of repair is $294 because it's 14 years old. Nowhere in the contract is there a limitation due to the age of the machine. As a matter of fact, this site indicates there is no limitation due to age. Now I have to wait again for their review team to come up with another offer when most companies would have allowed the repair and paid the claim according to the terms of their contract. Save yourself the trouble and go with another company.
