Horrible customer service had A/C breakdown they had every excuse not to do repair. Made me get all kinds of records only to say it was not in the correct format. Then we got everything they wanted in the format on letter head that they wanted. Then said we only pay $175 dollars your on you own past that. Got the work done after a week without A/C sent them a bill and they said we can only pay $175. I asked for a manager and was told that is a back end service we will have someone call you back in 24/48 hours. I have called 3 times still no manager call back in 2 weeks. Now I am 4 weeks in no money, no call, no support. I would rate a 0 if that was an option. I have had several home warranties with American home shield no problems. Regency has been a nightmare.

Stay away from this company. They will charge you out of pocket for a technician to come out only to wait over a week to find out it’s not covered. Customer service rep will lie to you. If you wait a year you will receive full refund for policy, that’s a lie. You will get 10% of what you paid.

Buyer Beware: Deceptive effective dates and hidden payout caps. I signed up in Dec 2025 with knowledge of 60day waiting period - so my effective start date being Feb 10, 2026. Regency agent over the phone NEVER mentioned after the start date there is an additional 90-day clause (Section 11.17) that limits claims to only $175. Their own sales rep admitted this "waiting period on top of a waiting period" wasn't disclosed to me over the phone. Now it’s March and I am capped for a water leak.
If you have a claim in this ADDITIONAL 90days don't expect them to pay more than $175. And yes I asked the sales rep exactly- after the 60 day waiting period if I have a claim, I will be approved for the max allowance on the work? He said yes. Never said, well, there is an additional 90 days then you can be covered to the max allowance.

I have had an extremely frustrating experience with this company. If I could give zero stars, I absolutely would. I purchased a home warranty contract that clearly stated any covered appliance issues within the first year would be repaired. When I submitted a claim, I was forced to find my own handyman and pay out of pocket due to the company’s failure to handle the situation. The reimbursement process has been a complete disaster. First, they sent a check in the wrong name—my realtor’s instead of mine. Then, they sent another check with my name misspelled, making it unusable. Now, for the past two months, they claim they are sending new checks, but nothing has shown up at all.
I have called multiple times a week for the past three months and still have no resolution. I have repeatedly asked to speak with a manager, and no one ever calls me back. Instead, I continue to be routed to the same representatives—Brian, who advised me on a recorded line to cash a check that was not even in my name, Mel, who keeps providing check numbers that do not exist, and Ben and Britney, who simply repeat that “someone will reach out,” which never happens.
I have all of this documented. This level of poor communication, lack of accountability, and failure to follow through on their contractual obligations is completely unacceptable. I will be reporting this company to the Indiana Attorney General’s Office, the Better Business Bureau, and filing a formal consumer complaint for failure to uphold their contract. I am also prepared to pursue small claims court if this is not resolved immediately. I strongly advise others to avoid this company.

I have had Regency Home Warranty as my home warranty company for one year. I have had 4 claims and only 1 was paid for a small amount of 97 dollars. Each claim they mysteriously found loopholes and language that voided my claim. Their slogan is, "Accidents happen and we have you covered." Bullcrap. I strongly suggest in the most harshest terms to not take out a policy with these folks as they are nothing but con artists. I've with companies for over 50 years and this company is by far the worst company I have ever tried to work with. Do not be foolish and take out a policy with these folks.

Signing up was easy, my questions were answered to the point I felt comfortable the warranty. I’m looking forward to being covered by Regency. Hopefully everything I understood will be as so. The representative was patient and informative with the concerns I had regarding a new policy. I gave a straightforward overview of the policy and asked the representative to explain a few of the concerns. With good understanding I hope things are as explained.

Stay far far away from this company. Make sure you tell all your friends and family. There’s nothing but a scam artist. They deny all claims. Look at reviews before you even go with these people and the only good reviews are probably his friends. Andrew was very rude to me after I tried to put a claim in. They deny all claims. I’ve had a lot of warranty companies in my life, and I’ve never dealt with somebody like this, they are a total scam artist.

Stay away from Regency Total Warranty. They don’t fulfill their obligation to cover your appliances when they break. They find a reason to say the mechanical failure is not covered because a gasket is worn.

My heat pump went out 2-18-26. Today is 3-4-26. Because it was over $1k to repair it went for review. I contacted Regency several times asking for a decision. Regency denied the claim today because I did not submit 3 years of maintenance records, the requirement buried deep in the contract. The salesman did not mention this and no other HW required any records. We are in our late seventies and being without air and heat for 15 days is difficult. I had to instigate all communication. Today I requested cancellation of my policy and demanded my prorated refund, as I foolishly purchased three years of coverage. I hope it doesn’t have to be reviewed and held 15 days. I will do my best to warn others about Regency..

I’m still trying to get my dishwasher repaired. I started my claim on November 6, 2025 and today is March 2 of 2026. They can’t get a competent repair company to come to my house and get the repair made or replace my dishwasher. And I called last Thursday to cancel my policy and found out that I can’t cancel it in the first year. I have a three year three month policy. I think I did light a fire under them Thursday, though, by threatening to cancel them because now they’re talking about replacing my dishwasher. In three days, it will be four months since I started this claim.

The sign up process was quick and easy with good discounts. Disappointed in the 60 day waiting period though before the contract becomes active! So you have to pay a couple of months with no contract so you can't do any claims during this time!

The worst HW company we’ve ever had! Even when our garbage disposal quit, they refused to send someone out to install a new one and just gave us a measly amount that won’t even cover a fraction of the cost. Every claim has been an absolute nightmare from start to finish. Frustrating doesn’t even begin to describe it.

By far, I must say they are the worst home warranty company I’ve ever dealt with. Called for repair. They follow through days weeks go by without them come to do my repairs. I’ve used them three times and in three times they were horrible. My only advice to you is to use Choice warranty is the company I went to. By far, hands-down blows away, Regency warranty. So if you’re really looking for a good home warranty do not use this company.. and not only that after my multiple complaints, they did nothing about it. I finally was done with them and called to cancel them and they charge me a $75 termination fee. Can you believe that?

*I have requested numerous times for a paper contract be mailed as my eyesight is very poor. Unable to view contract online and didn’t realize so many exclusions, and depreciation value is applicable vs. replacement value. Still waiting and paid IN FULL my premium in May 2025. ***NOT ADA COMPLIANT. Samsung top of line stainless steel I paid $999. Washer would not start after selected wash mode. Machine is in EXCELLENT CONDITION as I only ran it once every 2 months as we prefer to hand wash dishes (family of 2). A replacement part was no longer available for my dishwasher and I was offered $275 (what a joke). This is unacceptable and not transparent or clear in their contract.
1) I have to buy dishwasher and send Regency a receipt of purchase before a check for $275 is mailed to me in 4-6 weeks. If my model and serial number of the dishwasher is logged by Regency they should mail a check if an accept the offered price and existing washer will no longer be covered under warranty. New dishwasher equal new model and serial number. Mgmt team performs open mouth listening to their customers, ready to argue any point or complaint you make.
2) I escalated my call to a supervisor who finally raised the amount to $325. This will only buy a basic model, won’t cover delivery or installation cost. 3) My warranty (other company) was up for renewal and was told Regency has an excellent program. Only now am I learning that appliances are not replaced with like or similar size, color, features. I paid the service fee but doesn't even cover the cost of a similar dishwasher. 4) Supervisors could not tell me what prorated refund is should I choose to cancel my contract as much of what’s covered is not transparent.

I have a GE Cooktop range which the Regency Total Home Warranty technician recommended replacement. Regency Total Home Warranty approved the replacement with a reimbursement of a ridiculous $220 when the unit actual cost is $2100. This reimbursement is incredibly too low and I will never recommend anyone to sign for this company. Furthermore, they do not provide what is covered in the warranty until you sign the contract.

I pay 53.00 a month and I had a claim co pay for 70 dollars and after filing a claim with them they sent me an email asking for 3 years of proof of service on my furnace before I could get the claim approved and wow they never told me this shit so I will cancel asap! I put in a request for my dishwasher and they are saying it is not covered. After taking an entire day to respond. I regret paying for the entire year. What a horrible horrible company. They do everything they can to not pay. They only offered $170 when we are without hot water and without heating. They have any kind of fishy policies hidden in their contract such as no pay the first 45 days, only capped at $170 the first 90 days..Avoid at all costs!

12/3/2025, while sitting at work I googled home warranty services and due to SEO optimization this business came up and I clicked for more information. Immediately someone called my phone and pressured me into giving my credit card information for a one year warranty plan. On 12/5/2025, I decided I didn't need the home warranty services because I was about to put my home on the market and I called to cancel the policy and get my money back. Since then it's been difficult getting back my $495 from this business.
On 1/3/26, I called them for my refund that was supposed to take 7-10 business days and was sent another cancelation email telling me my refund will take 7-10 business days. Waited and nothing, called again 2/5/26 and still another cancelation email that my refund will take 7-10 business days. It's been almost 2 months and this business have failed to refund my money. I am a struggling home owner with bills and this business is trying to scam me out of my hard earned money.

I chose this home's Regency Total Warranty for the high reviews. However, I submitted a claim for my garbage disposal, and they told me I would have to contact a company to fix it and that they would reimburse me $ 75.00. That's it, really! That might cover the service call, but that's it!

I've been extremely unhappy with Regency Total Warranty. The Salesperson verbally promised services that were not followed up on with the provided contract. Additionally, Filing a claim was unnecessarily difficult. I had a heating issue, it took 2 months for them to get a service person out to me and they only covered $100 for the claim noting that was their limit. I also had an issue with an electrical issue (exposed exterior wiring) that they only covered $100 for and I was responsible to pay in excess of $3,000. I called back for a breaker issue and was told, as a claim was already made this year, I would have to wait until next year.
I could have better yet should have saved my monthly payments and service fees to pay for my repairs. Regency Total Warranty added to my issues, placing my elderly mother at risk during the winter months with their lackadaisical response. I'm still awaiting email responses and to date my escalation requests have been ignored. I've tried repeatedly to speak with a Supervisor to no avail, leaving me with no other choice but to leave a negative review. If I could rate lower than one star, I would!

We had our gas furnace go out. Eddie ** was great in making the necessary repairs. Had Colt plumbing did a great job in fixing toilet. Did not take Regency to long to give approval. Two of the 3 issues we have had Regency sent out quality service people. My only issue with the pipe burst was not handled as I would like it to be.

In December, 2025, I had an issue with my garbage disposal. Regency approved $150 without even sending a technician to look at it. This week I have a porch faucet leaking and they don’t cover that either even after I explained that this is connected to the house and it can cause damage to the house.

Very first time using my plan just to find out they denied the claim because for the first 90 days they do not cover repairs. I called in the needed repair to Regency Home Warranty, they sent the claim to an appliance center in which I had to pay the deductible up front before they even arrived, which I did, was told what needed to be fixed and that I would hear something back in 24 hours which I did not. Four days later I reached out to the Appliance Place for them to tell me that my home warranty company denied the claim.
I called the Home Warranty company to find out why which is when they told me for the first 90 days they do not cover the repair. Why wasn't this told to me before I paid out my deductible which is now gone. There is no transparency and after I went back and reread my contract which it is in there, why didn't they tell me this before sending me to an appliance repair facility and paying out $60??? Not only am I out $60 now I have to find a company to repair my Appliance and pay it all out of pocket myself.

Their customer service is less than optimal. It took 5 months from the time of filing a claim to receipt of a check for a covered claim. If the cost of repair is too "high" they will low ball you on a payout to replace the appliance as in my case on a microwave breakage.

Very positive experience with my first claim. My 30-year old stove was smoking while cooking in oven. Immediately shut down the stove, called Regency to have a repairman out to investigate and fix the problem. Repairman showed up within 48 hours, cleaned the oven, and determined it just needed a deep cleaning. He completed the job within one hour and stove works perfectly fine.

They are scammers, don't buy home warranty from this company. The company appears primarily interested in collecting premiums rather than honoring claims. When I filed a claim, it was denied for full coverage based on numerous exclusions and conditions that were never clearly disclosed at the time of purchase. Instead of providing coverage as advertised, they relied on fine print and technicalities to avoid paying for repairs. This felt misleading and unfair. Consumers should be cautious and carefully review all terms, as the coverage promised during the sales process did not reflect the actual service provided.

Read the fine print. If not you will be paying for nothing. Had a washer break. After getting the runaround they decided to pay for the part of 200 dollars but I had to pay for installation at a price of 535.00. So I told them I would be cancelling my account and now they want to say because I cancelled my account after the claim was filed that they will no longer issue me the 200 dollar check. So I will be starting a social media campaign against this company and report this company to the Better Business Bureau.

Updated on 01/13/2026: I would like to meet the customers who are giving Regency 5 stars. Because that has never been my experience. Locked into a 5 year contract and from what I read I would never get my money back if I wanted to opt out. My latest claim was ac related. AC tech came out, detected a Freon leak and said we needed a new coil. Regency left me hanging for seven days. Then finally denied the claim because of the Freon leak.
First of all why couldn’t you have told me that in the beginning? I’m convinced they don’t care if you’re in a hot house for six days. Thank goodness we had a few cold fronts. But that is not the point. The point is customer service which they do not have. When I told my AC tech about the Freon leak not being covered. He said that most units always have a Freon leak before anything breaks. It's common. This is how Home Warranties get out of paying. Read the fine print. Did you know that some Regency reps that answer the phone are not even in the US? I heard a rooster crow in the background and I asked the lady where she was working from. Original Review: This company has a great team to get you to sign a contract but when it comes to big ticket items like ac or heat. They will drag you along for days. Even past a week. I’m still waiting on the “review team” when they have all the information needed to make a decision on reimbursing for an evaporator coil. Last time we called they made us suffer in 83° house for 3 days before agreeing to cover a part. That time they paid the ac company direct. Now we are supposed to pay the ac company and get reimbursed from Regency. But we aren’t allowed to start any work until they approve. It’s ridiculous. So we wait in a hot house again. You Have to do better Regency.

I’ve had Regency Home Warranty for a while now, and overall my experience has been good, but not exceptional. The service itself generally does what it’s supposed to do, which is ultimately the most important thing with any home warranty company. When I’ve needed repairs, the claims process has been fairly straightforward. Requests were acknowledged in a reasonable amount of time, and the contractors assigned were professional and knowledgeable. I didn’t feel rushed or ignored, and the work that was completed met my expectations.
Coverage aligned with what was outlined in the contract, and there were no major surprises or last-minute denials, which I appreciate. That said, the customer interface and online experience could use improvement. I haven't used the website, called in to make my service requests. The website works and you are able to submit claims online. Communication could also be a bit clearer during certain stages of the claim process.
In short, Regency Home Warranty delivers adequate, dependable service, which counts for a lot in this industry. If you value functionality over polish, they get the job done. However, if you’re expecting a sleek digital experience or top-tier customer tools, you may find it a little underwhelming. Solid service, room for improvement.

We are having problems with our furnace staying on although the set temperature of the thermostat has been reached. A service person came to the house and said we needed a valve. He was paid his service fee and said approval to get the part was needed and he would be back later. He never returned. Several calls were made to the company with no results. Very disappointed with this company. We still need our furnace fixed. Will be requesting refund of our annual payment.

Very difficult to deal with. They do not send service people out until after several calls. The service person came out on10/29/2025. He wrote his report and he told me he was submitting it to Regency. I did not hear from them for a month so I called them at the end of November. Heard back from someone the first week of December. He told me the check for replacement was in the mail.
I have not received the check as of today 1/7/2026. They told me they were waiting for me to submit the receipts of me repairing/replacing item(s). I was never told that I had to submit anything. I had purchased new appliances in December. I tried today to submit the receipts for the items. I spoke with a man that was very unhelpful. I finally spoke with one girl. Her name is Yen. She was very patient and helped me through submitting receipts. She then told me it will be 4-6 weeks for me to receive my check(s). My advice - don’t waste your money on a warranty. I had to pay $75/item to be assessed. They are sending me a check for $175. Bottom line I’m getting $100 to replace an appliance. Biggest rip off I have ever had to deal with. And Regency has the worst customer service of any company that I have dealt with in a long time.

I had my first claim after 4 months with Regency Total Home Warranty with my dryer. Everything went smoothly from my initial call for the claim and from the technician they sent out. I recommend the 3 year sign up because of the lower cost per year. My only advice I have is to look over their contract so that you understand how the coverage works.

They then authorized $185….to repair or replace…on a $800 washer! The kicker? I had to pay for the repair or replace…then submit a paid receipt to get the $185!! A big scam!! DO NOT BUY A HOME WARRANTY FROM REGENCY!!! Same as taking your hard earned money and burning it! Regency Total Home Warranty is a big scam…. Called for a service call on my Smith Boiler heating system. The rep “Jackie” answered quickly, was very friendly, helpful and patient…explaining everything to me twice. This was my third call for service since starting with Regency and each call, including my initial call with the sales rep, made me feel like I was dealing with a neighborhood mom and pop business vs being treated like a number and processed along. So far, not a single complaint.

This review is solely going over my experience in the initial purchase of my warranty. The process was very quick, I was able to search home warranties online and this is one of the highest rated companies I found. Once I requested my quote, I got a call from Billy who helped me through the rest of the process. From the companies I reached out to, this for me was the best choice. We sent a request for service on a hot water heater. The company, High Quality Plumbing wanted 100 cash to diagnose without showing up they said it needed full replacement. (Our contract says a 85 service charge. We mistrusted them requiring cash.) We asked for another referral to a different company, waited several days and they sent the same company. WE again asked for a referral of a reputable place and they sent a handyman who new nothing about heaters. Customer support at Regency said we could call our own plumber, We did and the problem was fixed without a total replacement. However it had been 11 days without hot water and we needed to pay our tenants 400 for the inconvenience and gym membership to shower.

I purchased my home warranty on October 19th and was told that I would be active after 30 days and I will be able to use it. I wasn't advised that there were any stipulations after the 30 days so when on December 11th I called and place a service or request for my oven because we had a power surge or power outage and the control board fried and would no longer work, I was told, "Okay. Great you got to pay $75 to the service technician when he arrives and we'll get you taken care of." Okay great so I did that. Service technician came on the 15 and on that same day Regency declined my claim because apparently they don't cover circuit boards on ovens within the first 45 days of coverage which apparently didn't start until the 20th of November after my 30 days so essentially they don't cover circuit boards or anything circuitry related on anything until 75 days after the purchase date.
Had I been advised of this I would not have placed the service call then I would have waited. I can go without an oven for 15 or 20 days. I don't cook a whole lot. It's just me. I could have ate salads for 2 weeks no big deal but now I'm out $75 'cause I had to pay him to come out and unscrew two screws and look at it and say, "Yep it's fried" which I already knew and now if I place another service call if they cover it I have to pay another $75 service call fee to the technician when all they had to do was say, "Man that's not covered or just so you know if he gets there and it's the circuit board that's not going to be covered 'cause you're not past the 45 day mark yet." Some sort of warning would have been nice.

Please do not buy Regency Warranty. I had my garbage disposal go out on Thanksgiving Day. Regency Total Warranty would not send no one out and only would pay $75 dollars to replace, you cannot buy a garbage disposal for $75 dollars, and they will not cover for anyone to come install it. I call and spoke to customer services, and she said the same thing. Regency is a joke and if you read your contract, you will see it. Yes, Regency, please give me a call. My contract number is **. This particular claim went OK. She did what she was supposed to do. I’ve not yet received the information of who the technician will be. It’s a plumbing issue. The first couple of times, I did not have a positive experience. I had exhaust fan problems, and they just wanted to pay me $45 without sending a technician out. I can’t change an exhaust fan. That’s why I bought the service, so I called back at a supervisor, they still would not send anyone out, but did offer me $100, which I don’t want. I want the exhaust fans changed, but this is a plumbing issue. We’ll see how it goes.

I'M HOPING EVERYONE WILL READ THIS AND KNOW HOW THS COMPANY MISLEADS AND TAKES ADVANTAGE OF ELDERLY PEOPLE!!. I purchased a plan with Regency. The sales rep stated there's a 30 day wait period and service call fee $65. Also said once approved no additional payment out of pocket. LIES AND MISINFORMATION! Purchased plan on approx 10/11, Noticed leak under toilet and called 11/24 and had to call 3xs. On 11/29 tech called and came to home.
Findings: stated what needed to be done and said Regency approved for repair.. Once repair completed 1st stated $350 and went down to 250. Stated I needed to submit receipt to Regency for reimbursement. Called Regency. Rep said I shouldn't have paid. I contacted plumber and advised him. He stated Regency would contact me. Now Regency is saying it's 90 days before they fully cover. Stated this information is in a document emailed. BTW is 18 pages long in minute typing nonetheless. I'm 75 years of age and rely on integrity and honesty. God only knows what other hidden agendas lie in this agreement.

This is the worst service company I have ever dealt with. Any positive reviews written about them are bogus. They are dishonest, customer service is terrible and their contractors are worthless. I had to have three service calls made to replace a breaker and it still never got fixed (and I was charged for three service calls.) I cancelled my service two months ago and have still not received my unused fee rebate. It was promised to get here by November 16th. Today is December 2nd. DO NOT USE THEM. I'll be surprised if this review gets posted.

I have had a warranty company for home coverage for years. As my last one was expiring and a significant price increase I decided to look for another. Getting a new policy was easy as the Rep was very pleasant and "sold" me on my veterans discount. Fast forward a couple months and we woke up to no heat. I went online and submitted a claim. It's 4 days later and have yet to hear from them. My past experiences with other companies was prompt and had communication. The fact that I have yet to hear from Regency has put up red flags. I will be on the phone with them today to try and get this issue resolved. Should I get better service and get my issue resolved quickly I will amend this review, until then we will see.

This is the worst company ever! I purchased a three (3) year warranty and paid upfront. My A/C cooling went out. I called to submit a claim in 6/26/2025. Was told their team will review and respond as soon as possible; they confirmed receipt of my claim and assigned a technician to handle the details. The service call fee was $100 payable to the Tech for my work order in which I paid; on his first visit (Tech) he was only authorized three hours to diagnose the problem, No repairs were done to the A/C at this time. The Technician had to inform Regency of the issue to authorize the work so!
Another scheduled appointment with the technician, at the next visit to my home the problem was identified. On 6/27/2025 I received an email from Regency requesting additional information from me to facilitate the processing of my claim I.e provide them 1. Photographs of my A/C Heating system and 2. Maintenance records for the past three years.
To make a long story short, with all the frustration and anger I never got the approval for the repair. 10/14/2025 I requested a cancellation for my multi-year plan in which I paid upfront out of pocket; one service call for my A/C unit over a three month period with no repairs from Regency Total Warranty. Requested a cancellation effective immediately due to poor performance and non compliance. I received a email 10/16 2025 to confirm they had canceled my policy and would refund my money within 10 business days. As of today I am still waiting for my refund by mail. Taking legal action and reporting them to BBB…

Worst home warranty company I have ever experienced. They do not cover your appliance completely. You have to pay for each individual item you call on. Opposed to other companies where I can call for appliances, one service fee and cover every appliance in my house. Or I can call for plumbing and call for every leaky faucet in my house. They cannot send you text messages. It has to be through email which is ridiculous. Get with the times. They do not pay the contractor for their services. You have to pay the contractor for their services and then they refund you the money.. Well what if you don't have that money???? That's why I have them! To cover the cost of repairs! Needless to say, I am canceling my contract.

1 star is too much! You have to do all the legwork for your repair, they will only pay a portion of the repair, but you are required to pay for said repair upfront and submit paid invoice to get reimbursed for the small amount they will cover. Now my reimbursement check is in “mail center” and I’ll get it in 6 to 8 weeks… tried to cancel policy and was told I will not get reimbursement check if I cancel policy, even though I was told the check was issued and in mail center. They do not have reputable technicians in place, I’ve had to find my own for my two claims. I purchase a home warranty for peace of mind and my two small claims have been nothing but stress!!!!

So far I am beyond not happy with this company. I tried to go online and couldn’t log in. I did a claim for a leaky pipe and the plumbing company they supplied said they couldn’t come out for two weeks, so I asked if I could use a different one and they said yes I would just have to give them the invoice. So I had another one come out after we paid for a leak detector 400 bucks that isn’t covered by the warranty. I had the plumber fix the issue and sent the invoice to this company. They came back and said because the invoice said they fixed the problem and now there is no leaks. They wanted proof that there was a leak. Sent pictures and now there is not enough info on the invoice. OMG if I can cancel I will. This is ridiculous.

I bought this policy for my newlywed daughter. I paid upfront for 14months of coverage for her whole house!! I also paid extra for coverage for plumbing, AC, electrical and fixtures. On the very first issue (clogged drain), the company can't find a plumber for 3 days!!! Meanwhile, her toilets, sinks and tub are backing up and no water can be used in the home. We call to say its and emergency...and all Regency said was, "Sorry, we put out the call and we have to wait for a plumber to pick it up." (We should have cancelled the policy THEN)...Buuutt.
We waiting for the plumber to pick up the job. The plumber comes out... My daughter pays the $75 trip fee... The plumber can't DO ANYTHING without the express consent of the authorization dept. The authorization dept. NEVER picks up the phone!! The plumber (whom Regency hired) can't get in contact with Regency for 2 WEEKS!!! Regency's authorization department NEVER answers for the plumber. After daily calls back and forth, my daughter ends up calling the plumber AND Regency and doing a 3-way call just so that they would get connected!!! After the call, Regency says that they will only pay $150 towards the bill of $400 from THEIR PLUMBER?? Why?? Because they don't pay to SNAKE plumbing drains. WHAAATT??? What the heck else are the plumbers going to do? That's plumbing 101!!!
I'm totally shortening this story...but in the end, we decide to cancel this policy because the company seems to be run by a trio of people. 1 call center, 1 authorization dept, 1 accounting dept. and they are never all there at the same time!!!! When we say we want to cancel (after it's been 4 months in...they don't want do give us a refund!!!? We're like, What?? You haven't DONE ANYTHING??? You didn't pay the plumber, You didn't pay for any supplies or repairs. You didn't even pay the trip fee!!! What are we paying for??
Regency said that since it was after the 3 month mark (mind you...we spend much of it WAITING for authorization) we would have to get a pro-rated refund of LESS THAN 1/2 of what we paid!!! Guess what...it's been 4 WEEKS!!!! And we were supposed to get the refund in 10 days??!! When we called Regency, they said, "Well...we can't seem to get in contact with the accounting dept.???!" WHAT THE CRAP??!!! How are they even still in business... And how has NO ONE done a report about their shady practices?? Surely this is not the first one??

The entire week, I was being strung along, he’s having personal issues, he hasn’t showed up for work, we can’t get in touch with him. Apparently, there is only 1 tech. I was told it would be resolved on Monday. On Monday, 10/27/25. Appointment scheduled for Wednesday. On Wednesday, I was told he was having car trouble and to reschedule to Thursday. Thursday, I was told he didn’t make it because his pregnant daughter was having complications but he will call today, Friday, 10/31/25 to set appointment. This is absolutely ridiculous. My next action is to file a complaint with the BBB. The company needs to get their contractors together and hold them accountable. I would not recommend them to anyone!!!!

My first service call with this company has been a total disaster. I have been waiting for three days to have my sink incinerator repaired and all I get are excuses. Never visited by a technician!! Now to appease me I am being told that a new disposal has been ordered. How can they order a new disposal if they have never seen my current disposal and they do not even know the type and model of my existing unit?

I have only had my Home warranty policy for roughly 30+ days. (Yes, you read it correctly). The first time I called and presented my problem with my shower to them in order to file a claim, initially, they REFUSED to accept my claim because they stated that my problem was more related to a "fixture" problem (as part of plumbing coverage) and that my issue was not covered. To me, a "fixture" is a faucet, etc., which wasn't my issue. I promptly contacted the original Sales Person, "Billy", who verbally confirmed that the problem should be covered by my current policy. Also, I might add, that I asked the rep. if I were to purchase an additional Ryder with my current policy, would it be possible and how much? They quoted me a price of $5.00 (or so extra added to my policy); however, I could NOT add that coverage for it to be effective until 2026!!! "Billy" assured me that he would contact the Claims Dept. and follow up with me.
Two hours and 2-3 attempted phone calls later (Voice mail), I got fed up and re-contacted the claims Dept. They stated that "Billy" never contacted them and after much complaining about lack of good customer service, feeling the "bait and switch" and asking what the heck I was paying for if I didn't and couldn't secure proper coverage---the Claims Dept. agreed to FINALLY initiate a claim. About 1 hour later, I received an email with a contact number for the referred plumbing company with instructions not to contact them for a 24-hr. period. 24-hrs. later, I contacted the company. This particular plumbing company was "confused" over how they got the referral because they are not a vendor of any warranty companies and they did NOT have a formal contract with Regency Total Warranty! However, my personal information was forwarded to them anyways. (This is very troubling to me).
They were awaiting a response back from Regency as they had forwarded them an email in the AM and had yet to receive a response from Regency. (When I contacted them, it was around 1:00 p.m.). I re-contacted the Claims Dept. to inform them of the pending email. They put me on hold for about 3-4 minutes, returned and assured me that my Claim was being processed with them and that everything had been taken care. (The Plumbing company required a $99.00 service call fee and needed to have a credit card on file with them and assurance that they would be paid directly for their service call. They stated that they were willing to become a vendor; however, Regency did not want to provide the necessary documentation that they needed. My contract dictated that I was only required to pay $65.00 for the service call.
I was not willing to pay any additional cost as I was fearful that I would not be reimbursed by Regency--given their current track record regarding my FIRST experience with them). Regency informed me that everything was fine when, in essence, it was NOT!! Needless to say, I am cancelling my policy with them based upon this initial experience with them and their lack of follow up, conflicting coverage policies, and a questionable vendor pool, poor customer service and service delivery--it has left a very bitter taste in my mouth. Currently, I am awaiting a SECOND Vendor call, as they assure me I am "on top of the list". Still SMH.... DO NOT INVEST YOUR HARD EARNED MONEY INTO THIS COMPANY--- PLEASE!!!!

My name ia Mohammad ** and I talk to Billy ** on August 10, 25 and he ask me if I veteran and I said no. But he still said is ok and he told me $399.00 per year and $ 65.00 service fee. Also Mr. Billy ** told if I buy for 3 years my price will be fix at $ 399.00 for years. I paid $1200.00 by August 27, 25. On August 10 he sent me a copy of contract by email but I was not able to print or read it. I called him and I asked to mail it to me by post. He agreed but I never received then I called again 2 more times and finally I got the copy of contract middle of September of 2025. I had some minor plumbing issues and I called on Oct 19, 2025.
On Oct 20 2025 I called the Regency Home Warranty and the representative told he is looking for license plumber to sign to my plumbing issues. This is was alarming because that tell me they work with no license as well otherwise why he should of mention it. I called the company and I told my concern and I said I want cancel my policy and refund my $1200.00 but they told me I can't because their policy is I have to be with company for 365 days before cancel it. Then on Oct 21, 2025 they assign the Roto Rooter. They came to my house on Oct 22, 25 at 8:30 am and they give over $1000.00 fee for simple job. Then they told the regency only $350.00 and I have to pay the rest. I said this is ridiculous. Then the Regency said first 3 months the Regency won't pay the full amount. I said Billy ** never told me. Then the regency manager Anderw told me it is in the contract. But I never had contract by mail till middle of Sept 2025.
Anderw is very nasty guy who talk foul language and use lot of shit and raise his voice. He told me I never received my contract by mail. This guy is sick and mental as manager since he does not know the truth but he accused I lie. I told him I will take legal action since the Regency involved in fraud and dishonest business practice. The Regency does not cancel my contract for 365 days and they do not refund my money back. This company is scam. Whoever want call me please do it. **. I contacted Attorney general.. This company is total fraud. I bought new home warrant today.

I opened a claim under Policy #** for my propane furnace. You sent Doug from ARS Property Preservation LLC out to troubleshoot. He was here for 15-20 minutes after which he said “your heat exchanger is cracked!” You denied the claim because that is not covered. I had another furnace tech. come out today and he told me that there’s no way to know the heat exchanger is cracked unless the whole unit is removed and taken apart! The tech: “Doug” apparently simply didn’t want this job. He lied to you!
I am having the 2nd Company (which specializes in Park Model Camper HVAC systems) provide me with repair and replacement option estimates on Monday. I’d very much appreciate the opportunity to speak with a Supervisor or the owner of Regency to apprise him/her of this issue. I left another Home Warranty Co. to contract with Regency because of exactly this kind of experience with my former Home Warranty Co.’s contractor. I have owned 3 businesses myself and if I were in your shoes, I am sure you’d like to be given an opportunity to make this right, yes? I am extremely dissatisfied with Regency. I reported a claim on my washing machine, paid the $75 fee. Someone came out, diagnosed the problem, told me it needed 2 parts, that they would order and gdt back to me. Several days later, i got an email stating that they would not accept the work order, and that they would provide $175 towards the repair bill or purchase of a new washing machine. I called Sears and they wanted to charge $120 to diagnose. I already had a diagnosis! Draining pump needed replacement. So if I had paid that on top of the $75, that would have been $200 out of my pocket with no repair. On top of that, what is the advantage of having this if I have to pay all this upfront and get absolutely nowhere. It's been a month and I'm still waiting on my $175 because I just ended up buying a new one. Do yourself a huge favor and don't use this Home Warranty Unless you want nothing but trouble.

I wished I had not signed up with this company, stay away. I regret signing up with them. My dryer broke Sunday, I called them Monday morning. I got an email around 9am with a number. I called the number but noting, I emailed them that the number didn't work, and no one answered my email. I called this morning, and I was told someone will call me back with a time no one did. I called this evening the same number I called this morning told me next week Monday morning. I wished I had stayed with Homeserve, you get a text from the servicing company about a call later. You get a call that same day to schedule a time. I have to go a whole week without a dryer. I had high hopes for this company, I guess I shouldn't have, very disappointing. Now they have my money so they can do whatever they want.

If I could give this company, a zero star,(0) I would NOT recommend Regency warranty and salesman Alex B. When I contacted Regency, I spoke with him and advised him I was shopping different warranty companies. He asked who, I provided him the name, he googled the company and talked down about that company’s reviews. He was so assuring when selling me his warranty for three years and the amount of $1320. I would get a better deal. Later on, after giving him my credit card info, I contacted the company a month or so later to have my refrigerator icemaker fixed.
Alex says that the refrigerator icemaker is not covered. I asked who buys a refrigerator without the icemaker? He said that he could write me a check for one time for 120+ dollars to have someone else come out and if it cost more than 120 bucks, I would have to pay for the services. I said, "I’ve got a three-year warranty with you. Why would I have to find someone else." He said he wasn’t gonna argue with me and I said it’s OK fine, I’ll dispute it with my Credit Union. Thank God for my Credit Union.

Purchased policy to aid in the sale of my residence. After having the policy for 5 months I had to have the property inspected for a potential sale. The inspector found several issues with the house that should have been covered by the warranty. I filed a total of three claims, the first two claims was for electrical issues and plumbing issues. Regency contacted a contractor to handle those issues and sent him to my home. The third claim was for the heating system in my home that was not working, but Regency could not find a contractor and suggested I find one on my own. The contractor they had sent for the first two issues said he could also do HVAC work. The contractor submitted a detailed invoice to Regency with the diagnosis of the issues. Regency replied back that he was good to proceed. The contractor asked for the cost of the materials to be paid up front but Regency refused, stating they only pay upon completion and their approval.
In order to get the contractor to proceed with the repairs, I paid out of my own pocket $700 to purchase the needed materials. When the work was completed, the contractor and I both together called Regency only to be informed that they didn't believe they had granted approval for any repairs. After several calls and a lot of grief, Regency agreed to pay but began losing emails, documents, etc just prolonging making any payment. The contractor refused to do any additional work for the third claim because he could not get paid for the first two claims. I agreed to pay the contractor an additional $400 to begin repairs on the heating system. Regency in the meantime continued to claim they were issuing payments and things were tied up in their approval department. The contractor found the the entire heating system was damaged and issued to Regency his diagnosis with pictures as well as his estimate for repairs.
Regency came back after receiving the contractors estimate of $6000 and said the policy only covers up to a maximum of $5000 per claim. The contractor agreed to accept this. I then received an email from Regency requesting 3 years of service records as well as pictures. I called and spoke to customer service and explained to them that I only had possession of the home for one year and I had the system serviced just last winter, all other records were on the systems cover, which was damaged, however I did know the residential services company that maintained the property prior to me taking over.
Regency responded back that due to the fact I could not provide 3 years of service records, they would only pay $175 per the guidelines of their written policy. This I feel is would not be fair to any home buyer making a purchase of a home that was expecting a fully covered home warranty. At this time it has now been 8 weeks since filing these claims, providing invoices, documentation, pictures etc.and neither the contractor nor myself have received and compensation. At this point I believe this warranty company is a scam.

I had an issue with my refrigerator the tech came out, perhaps because of the language barrier he told me to contact the company for an update. I called & was told they put in the claim & would call me back. I’m still waiting on that call, smh. I reached out to them after initially being told before signing up the waiting period was 30 days, it’s now magically another 45 days after before they cover any repairs. It’s one of the worst companies I have ever dealt with. The sales people lie, the customer service people are rude & uninformed & extremely poor customer service skills. NOTHING is covered. It’s a total scam. From garage door going off the rail to gas range regulator leaking gas. You name it and it’s not covered although when they sell you the plan they say that all of the above is covered. Very very tricky. Beware. I was with American Home Shield for 20 yrs, so I know what I am talking about.

I wish to cancel my contract. It is policy **. I am not satisfied with the coverage and amounts paid for services. There are better warranties available, and I will look into them. I paid my $75 for a dryer repair, but I would have to pay over $200 more. I'm far from satisfied.

Buyer beware! I just started service with this company in June, initially I was supposed to try one year of service. They talked me into purchasing three years at a fixed rate so I went ahead and paid the policy in full for three years. In July they deducted $399.99 from my account. In August they deducted $399.99 from my account and attempted to do the same thing in September however, my bank was already made aware of their fraudulent transactions so the payment was denied.
I have asked on numerous occasions for a refund and disputed this with my bank. Regency Total Home Warranty has not refunded my money and continue to lie and give me the runaround. They are not returning my calls in regards to this issue. This is a scam company and I don’t know who I need to get involved but it’s about to become a small claims court issue. This company is horrible. I don’t know who they paid for those five star reviews they have but it’s been a nightmare. I have asked to be fully refunded. I don’t want any part of this company and they tell me now that because I signed up for three years I’m locked in for the first year and I have to wait until after my first year to request the other two years be refunded. I have never in my life heard of anything so crazy. They’re holding my money hostage.

My washer was working, but the dial kept skipping. The service Rep that arrived was unfamiliar with the washer; played around with it and tightened the dial so it would not turn. I give this company no stars. A very big disappointment. I had a pipe issue behind my pool. I asked them to send a pool co. tech. They gave me the name of a company. I called them and they said they did not deal with Regency. I called back. They said they would get another company to come down, they never did. I subsequently had a toilet clog. They sent a plumber. He solved the clog and I asked him to take a look at the pipes outside. He said it was a valve. It seems regency does not cover valves. Two weeks later my pool pump was making noise. They refused to send a pool tech to check it out because the plumber had listed a valve problem behind the pool and they said since it was turned down, I could not put in another claim for one year. They never sent a pool person. Now I find out I can’t even cancel my policy until march 26, 2026 at which time I will only get half of what I paid them. I do not recommend this company.

I bought a warranty from Regency, but unfortunately, they have some gimmick advertising. I told the salesman, "You offered something online, and then you increased the monthly service call to $85, and you were advertising $65." He said, "No problem," and that he'd take care of it, and he never took care of it. I've called back three times, and it's no big deal unless I have to use a service call. Too many people say too much. It's a marketing gimmick. They're no different than their competitors. Every one of them was exactly the same. It was all bait and switch.

Original Review: I was with another home warranty company but they raised my rates and it pissed me off. I checked around other companies. I talked to the representative from Regency and he beat my warranty provider’s price. He also gave me a couple other little good incentives to go with them. And so I went with Regency. I’ve only been with them for a very short time. I've had the 30-day wait period and today is the day that my house is actually covered by them.
The sign-up process was very easy. The rep explained it very well. Everything he said, once I got my contract, was exactly what he said. He was very courteous. In an email they gave me, they said that I could view my contract on their website and they gave me the information if I need to call them for a service reference.

I have another home warranty provider, but I'm getting ready to get rid of them. I wanted to find who was the top home warranty so I looked it up online. Regency was rated number one so I went with them. They had a good thing.
Their rep told me everything. But then they took out $54 from my account. They took out money for August but it doesn't start until September. They said that when you sign up, that's what they do. They take out the money for that month. Then I asked them if the payment is going to stay at $54.14. They said they don’t go up and they remain the same. They also said that for somebody to come out to the house, it’s $75. I’m okay with that. So far, the price that they’re offering is good.

I was looking in Google and doing different quotes and Regency was the only one who had time to answer their phone. I was getting the voicemail from everyone else, or they would have to call me back. Also, their prices were a bit too high for a month. Regency’s was doable and reasonable. They were offering what I was looking for and the sales rep was very good, informative and polite.

The rep was very nice and explained everything when I was signing up with Regency. He answered my questions and appeared to be educated with what he was selling. Regency was top-rated on the internet and I compared what they offered to what I had. Regency looked like it was a much better home warranty plan with super great coverage. I did the internet inquiry on a Sunday, and I wasn't expecting to hear anything, but the guy called me within 10 minutes. He talked to me about it and sold me quickly, considering I paid $500 for a home warranty that lasts 14 months and I'm grandfathered in for three years. I got a discount on the home warranty because they were having a weekend summer sale and I got my military discount for it, so it was super great. The guy went out of his way to help me out.
We're eight years into our house, and it’s important at this point because things get old and break down. My wife and I wanna make sure we have that coverage in place. And considering it's a $100 deductible, and it covers pretty much everything we have. It's super important to us because we want to keep the house forever. People should look at Regency. They have comprehensive coverage options as well as additional coverage options that you can sign up for later. I have a septic system that I'm probably gonna add at some point. I still have 30 days before I can even think about using anything, but my experience with Regency has been good so far.

Do not waste money, They do not keep agreements. I have tried twice to use and both time never had a service done. They will take your money and never take care of you. I have found every contractor. We have call every contractor in the area to see who would use their service and all say that they will not do work for them because they have to fight to get paid. I had AC go out in the heat of the summer, I'm a 73 year old senior with a back injury and they keep saying, "We will get someone there." I finally had to hire and pay someone on my own. I signed up and paid a whole year upfront in January. My first claim took place in August. This is the most disorganized company and I am still trying to get them to fix my AC for over a month. They hired a contractor off the internet without asking for their credentials. The contractor tried to keep charging me extra for the work under warranty. Regency did nothing. It’s been 100 degrees and I have even more AC issues after they sent someone without expertise to fix the problem. Do not use this company!

Dryer died, made the call, technician called back a week later and by then I bought a new dryer. Today, my ice maker on my fairly new Samsung Fridge Went out, made the call and guess what? ICE maker is not covered. Get anyone else, very bad Home warranty. Will Not Renew and will not do Business again. I had Home warranty before with other Company and it was fine. Never with This Company again!!!

I have wanted to get a home warranty for a few years, but just put it off. As prices increase and wages can't keep up with inflation, so we finally looked them over carefully and Regency reviews were all so positive, we decided to choose this company! They haven't had to use it, but companies don't make quality items that last. Growing up, I remember appliances last 15-20 years, no more! If you get 10 it is cause for celebration! Thank you!

In my experience, this company is committing fraud and they have not lived up to their contract. I have waited through six week of delays and escalations for a dishwasher claim. They never sent a technician. Representatives blatantly lie. Please record your conversations with them - advise first of course - because you will need them when they go back on their word. They delay responses, stall approvals, and ultimately deny legitimate claims. Attempts to resolve issues or request a refund were met with poor customer service. Do your research - and not on their website. Very disappointing — I would never recommend Regency Home Warranty.

Our old air conditioner's compressor ceased working when we moved into our new home. Since it is not considered a failure under normal wear and tear, the representative that we spoke with over the phone at Regency Total Warranty denied our claim. They are refusing to pay for the claim even though our contract did not allow early failure. They claim in their sales pitch that they will cover your home no matter how old it is. I am so frustrated to hear that.

We made our very first claim on a Monday and despite their claim of 48 hours to assign a repair tech it took 5 days for them to assign a name and phone number for the repair company. When we called the repair company we had to leave a message. It has now been 2 days with no response from them. Their coverage is great if you can even get the coverage. Don’t waste your time calling the company because you are wasting your time. And don’t waste your money by buying their warranty. If I could give negative stars it would be minus 5 stars.

The worst company ever. No matter what claim you submit (that was after they submitted the wrong claim several times) they always find a reason to deny it. I submitted a claim for my dryer, they e-mailed me back in reference to a washer and next an air conditioner, plus the technician they referred said they didn’t even service this area. I asked for a refund which was denied, so my next response is with the BBB. They are awful.

Regency Home Warranty was terrible to deal with when my AC broke the first week of August. It took them 7 days to get a technician out to my house and then he turned out to be incompetent. Wanted to charge us over $2k for a “Freon leak” when in actuality 2 parts needed to be replaced. Freon level was perfectly fine. I personally brought in a certified technician who identified the 2 parts needed for replacement and also that there was no loss of Freon. I was told by a “claims” agent to send in the diagnosis from the competent technician and cost of repair and they would reimburse me for the cost of parts and labor. They lied.
They denied the Freon report which is ok since they don’t cover leaks, but they didn’t even look at the other information I emailed them. So now after waiting for 2 weeks they denied my claim and I’m waiting for the competent technician to replace the parts next week. So basically, I’m paying Regency Home Warranty for HORRIBLE CUSTOMER SERVICE and no form of reimbursement. Unfortunately I paid in advance for their warranty, but if I hadn’t I’d be dropping them immediately. Totally disgusted with their service or lack of service. What infuriates me more than anything is that my one year old baby granddaughter is suffering because of their lack of service.

I am a new customer of Regency Home Warranty and have been very disappointed so far. I filed a claim because my A/C went out on Friday the 8th of August, 2025. On the following Tuesday after I had called them to check on my claim status they emailed to me the number of a technician that had been assigned to my claim. It told me to contact the technician to set up an appointment for the repairs. I called the technician and they told me they didn’t work with home warranty companies and had no knowledge of my claim. So I called Regency and they told me that there had been a miscommunication and they would assign me another technician.
On Thursday I got another email with the name and number of another technician that was assigned to my claim. I called them to set up an appointment and was told the same thing. “We don’t deal with home warranty companies.” At this point I feel like I’m being scammed. I’ve called Regency numerous times since then and they keep trying to reassure me that my claim is being expedited and they’ll find me another technician. Yesterday the 18th the Regency person I talked to said they had found a technician and even gave me the name of the company they were assigning to my claim and said they would email the information to me as soon as they got confirmation back from the technician. Still no email and it is the 19th.
I called once again and the representative I talked to today said there was no technician assigned to my claim and they would email me as soon as they had one. I believe that Regency Home Warranty must be a scam. Be warned despite the good reviews I saw when researching home warranty companies this one is a total scam. If I get a response from them soon my mind can be changed but until then stay away from Regency Home Warranty. I’ll keep you updated. If I could give zero stars I would.

Updated on 08/19/2025: Today is August 19th, and we have yet to receive the reissued reimbursement check that was promised. My husband contacted your office again and was met with extremely poor customer service. The representative he spoke with was dismissive, refused to allow him to speak, and failed to deescalate the situation which only adding to our frustration as we were forced to repeat the same information multiple times. After several requests, we were finally connected with the billing supervisor, Josh, who informed us that the check should arrive within 7 to 10 business days. We are now holding Regency to that timeline. If the check is not received within the stated window, we will be filing a formal complaint with the Better Business Bureau citing neglect and unacceptable customer service. We have been more than patient throughout this process. We expect this matter to be resolved promptly and professionally.
Original review: We began our service with Regency on March 20th and utilized your services on April 30th for our air conditioner unit. At that time, we were informed that if we paid the full amount, we would be reimbursed $145. A check was sent, but unfortunately, it was misplaced, likely discarded with junk mail. We contacted your office in June to request a reissue, and were told it would be taken care of. A month passed with no check. We called again in July, and while we were again told it would be reissued, the response came with more runaround than resolution. It is now mid-August. After multiple follow-ups and assurances, we were promised the check would arrive today, August 15th. It has not. At this point, “upset” doesn’t begin to cover it. We expect this matter to be resolved immediately.

Original Review: This is the 1st time I had a claim with Regency and I am not happy. 1st of all I submitted a claim and they tell you that you will hear from them within 24-48 hours. After 48 hours, I had to call them since I didn't hear from them. They then emailed me a company that I was to call and go through. I called the company and they said that I would have to pay them and Regency would reimburse me. The company came and the pieces needed were discontinued and unable to get for the repair, My only choice was for replacement, and I took their cheapest option that cost me $995. I was denied reimbursement at first and then after further emails to Regency, the only compensation that was offered was $200. The warranty repair should have only cost me $75.00; but I had to pay $795 after their courtesy reimbursement. This was horrible.

I have not used your product yet. I’m on a 60 day waiting period. The person I spoke with was very pleasant and he understood my needs what I needed for my home if something breaks down.. When I do need someone I will send them picture about what’s completed. Show that the item will be fixed correctly.. Again as I stated a person I spoke with was very helpful and and explain to me all the items that was going to be warranted in the plan that I purchased.

Salesman was nice and knowledgeable. Hopefully they are there when I need them. He assured me the claims people answer the phone and they are in the USA. Not some offshore call center. My past experience with another company was less than professional.
