My kitchen sink was stopped up. It took a week to get it fixed. The first company you sent did not have the proper equipment. The second one did and they were very good but waiting a week was not acceptable. When I called your office about the first company not fixing the problem they said that the service was not included in my plan. Luckily the second company knew that it was and fixed it. Just a matter of having a long enough snake.

I made a claim for a repair on my over the range Microwave! I paid my $85.00 service fee and they sent a service guy to repair. Fast forward that the part was not available. The only option they gave me was to accept a microwave to be ordered and delivered to my home and that I would need to find a technician to install it, because they had no installers available in my area! I would need to pay the installer myself up to $150.00 and then I would have to submit a claim for reimbursement. I have requested numerous times to have a supervisor to call me; which has never happened.. My suggestion to anyone even remotely thinking about purchasing a home warranty use another company! They do not stand by anything they proclaim with their warranty.

I've got Old Republic on at least three properties and have had good and bad results with them. The problem is the contractors. It's the way they do business. A guy came out here and had no tools on him. He came out in a car that was not a company vehicle. I had to get him a ladder and the tools. In cases when I've complained to Old Republic, they assigned the claim to somebody else. Eventually, you end up getting somebody that'll do the work. Most of the time, if there was an issue, they would eventually resolve it. Having several properties with things that go out like plumbing and electrical, it isn't worth my time to try to find somebody and hire them. I just make a call to Old Republic and they assign somebody. For $85 to get it done, it's worth it.
The most recent claim was my heater quit working. I clearly described what the problem was. But when the guy came out here, he said, "I'm here for your air conditioning." I told him it was a heater problem. I opened the garage and took him inside to show him where the heater is. He looked at my water heater and said, "That's a water heater. I'm not here for that." Then he turned right around and walked off, got in his car and drove away. He assigned it to somebody else but they wouldn't come out. I called Old Republic and they assigned it to somebody else. He came out, looked at it and figured out what the problem was. He ordered the parts and came back and fixed it. He never spent more than half an hour every time he was out here. But I ended up being without heat for over two months because when they scheduled, it was never right now. It was always a week or two weeks out.

We've had some plumbing issues, some issue with the toilet, issues with overflowing AC units, and a couple of other things. I can either go online and submit a claim or call Old Republic Home Protection. I usually call so I could explain what the issue is. Because sometimes it's an issue that's not very well explained online. It’s usually within a day or two I hear something from whatever technician Old Republic contracts out, and sometimes it's later that afternoon I hear from them. All the technicians have been fine. There was one guy who came out on a weekend. It seemed like he was fishing for a tip. Because when it was time for him to be done with whatever job he was doing, he made a point to say something about that he thought he misplaced the tip that he got from the last person. Other than that, So far that I've called or asked about have been covered. We had an issue with our dryer and that was even covered.

I have multiple properties with warranty coverage through this company. I have upgraded ultimate and platinum warranty coverages and even though a toilet replacement is covered under my warranty coverage and terms, I was given false information from an Old Republic representative and forced to pay out of pocket for what should have been a covered toilet replacement. There was also an AC repair done that should have also been covered as I was told by an Old Republic rep that due to them taking an excessive amount of time finding an available vendor, that if I could find my own vendor to come out and do the work that I would be reimbursed in full from Old Republic. I found my own vendor just like I was instructed and paid in full out of my own pocket for the services and to this day I'm still waiting to receive these reimbursements.

To be short and clear, this company is so very disorganized and unresponsive that it is hard to tell the story. We had a microwave go out on 5.5.2023. This is 7.19.2023 and we are still trying to get this company to fulfill their obligations. There is a trail of emails and conversations almost two months long--this morning their response was "We have no record of correspondence from you." So the BBB and the Florida Attorney General's office is now involved. These guys are just not at all what they say they are. Unless you want hassle after hassle just find another company.

We had an absolute terrible experience. We got denied for improper reasons. We tried to be proactive, perform maintenance, get the unit looked at and be responsible. We were told the unit was inefficient and was going to fail and explode. A technician told warranty that rust was pre-existing (obviously, we moved in 4 months ago) so denied coverage. A couple days later the unit ended up failing and blowing up due to mechanical failure, like we tried to tell them, and had to pay $10,500 to have the AC unit and blower replaced.
Our unit worked when we bought the house. The inspection report said it’s working but it is old so carry a warranty. We did that. The air wasn’t working great so we tried to get maintenance. Maintenance said this thing is going to blow and fail, so call warranty. We did, but the person warranty sent only mentioned the rust to warranty so warranty denied us saying pre-existing, but the tech failed to actually examine the unit and report on the mechanical issues and failures. A few days later the unit fails and blows up and we’re left holding the bucket. It’s absolutely ridiculous. Why buy the coverage if the technicians are poor, issues don’t get addressed and we have to pay out of pocket anyways for doing everything we’re supposed to do as new homeowners. It’s been a horrible experience. I want to pull my policy since we paid to specifically upgrade coverage for additional AC coverage and now just had to pay for a brand new unit anyways.

Submitting a claim is very easy. I do it over the phone and then, they send me a text or an email with all the information, what was gonna be done, and what time and day. I'd tell others how easy everything is, especially with me being gone all the time. Everything gets done in a timely manner.

I am disappointed since the plumber was not professional and was not able to address the problem in a way that it got resolved. I am not disappointed in Old Republic rather with the plumbing company. I am in the process of addressing this problem. I called Old Republic Home Protection and I am waiting for response.

We had back to back issues with washer and refrigerator a week apart. Both service calls were quick and easy which we very much appreciated! I did the requests online and had great service from the technician. No issues to report at all. I am happy with everything except for trying to come up with more word so this survey will go through.

This company really cares about their customers. They have great customer service. Even with the little issues I have had they have been able to resolve in a fair manner. I have delt with another home warranty, which will remain nameless, and did definitely not receive the same service I do with Old Republic. I would definitely recommend them to all my friends and family.

Our air conditioner wasn’t working. You sent out a repair person. He wasn’t able to get it working either. I called our electrician who came out & repaired the air conditioner. At the time it was a safety concern as the temperature was over a 100 degrees every day & without air conditioning it was life threatening concern.

Rey’s Plumbing tried to rip us off about water pressure and build the bill. Had 2nd opinion and pressure was fine. When I questions Rey’s he simply left with no comment after saying he was called Old Republic. You should get rid of this theft. He is preying on the public with scare tactics.

The website is easy to use to place a service call. My frustration is that two of my calls ended up not being covered and I still had to pay the service call. On one occasion, for my pool, the technician was in the community, was there 3 minutes, and I still had to pay. Not a lot of integrity there.

My dishwasher had been broken for weeks. It was easy to file a claim online but when the repairman let me know Old Republic would be replacing my dishwasher instead of repairing, this is where the the service abruptly stopped. I’ve called and spoke to 3 different people after long wait times, all 3 said something different but still no information about replacement. Dry frustrating to work with this company. I definitely won’t renew coverage with them.

I have been a customer since 2020 and every year the annual amount is increased by $100. Pretty soon I will be priced out of purchasing another year of coverage. So far everything that I have needed done has been responded to and remedied, I would just like to know if there is discount for continuing coverage or will I eventually need to end my contract and look elsewhere for warranty coverage.

I recently contacted Old Republic Home Protection for a plumbing issue, and they assigned a very unprofessional service vendor to my case. The first technician claimed nobody at home without even trying to call me. The second technician was assigned to me a week later, she claimed that she wasn't capable to solve this issue due to no clean out found at my house (she didn't even try to walk around the house to check), and asked me to call back to switch vendor. Since it's been more than a week and nothing got fixed, I contacted another plumbing company, that company assigned a technician to visit the same day, and he located the clean out of my house, fixed the issue in 1 hour! I called back to ask if Old Republic Home Protection can reimburse the bill, since the first technician didn't contact me and the second technician didn't examine anything. But I got rejected for the reimbursement, and they still want to charge me $85 for trade call fee. I felt I was robbed for paying for no service at all!

Plumber came and contract doesn’t allow for them to take our brick without warranty co approval. Warranty company NEVER contacted me with info that I was responsible and I called three times looking for updates. Due to the wait, additional internal damage was done because of lack of timely info from warranty co. Not pleased by this.

We’ve had a very positive experience with Old Republic Home Protection. Even when we needed something to be resolve they resolve the situation within a short period positively. Even when I found there was a miscommunication they took care of that situation quickly. We plan to renew our contract for the following year and will add on a couple more items that were not initially added on our contract. Thanks for your service.

I need a plumber. Contacted Old Republic. Customer service was able to connect me with a plumber who came out the following day. The plumber was awesome. He explained why the toilet kept clogging up and gave a solution. Old Republic customer service always give good service every time I called.

All of the representatives at OHRP have been pleasant and responsive when I call. My overall experience with OHRP during the 4 years that I have had the policy has been good. HOWEVER the last 2 times that I have had plumbing issues I have not been impressed with the caliber of the plumbers sent. The first company, drain blasters (I think) left my bathroom messy, replaced the existing faucet and toilet with very cheap looking replacements- far below the allowance I think.
The next plumbers on a different problem were not honest with me about replacement parts available. Also the cash settlement process needs to be streamlined. Recently, when I submitted a cash settlement request it was not acted upon. I called to check on the progress and was told that some information on the ORHP side had not been completed. The representative that I talked to about it today was very pleasant and thorough in getting to the bottom of what had happened to my request so I think that has been taken care of.

It took 2 trips to resolve all issues. First trip took a week from my initial call. They replaced a capacitor. A day later the motor seized up. It took another 3 days to get that replaced. Both service calls were done on one trip each. I would have liked less time between my call and the tech showing up.

On Feb 22, 2023 I called ORHP to place a service for my dishwasher and microwave handle broken. The dishwasher was working but there is a noise during washing and the front panel felt hot. The serviceman came and ordered a control board. Serviceman came back March 1, 2023 to install board. Still not working.

The 1st company assigned had a 1 star rating, so I requested if we could have a trusted local company address our issue. It was decided so another co. was assigned. He spent 20 min and I didn’t see him do anything to fix it. Still running hot upstairs in the afternoon and takes into 3am to cool off.

I've been with the Old Republic for two years, and so far, anytime I have had an issue, whether it be our kitchen sink leak, refrigerator ice maker not working, or kitchen oven, they have come through for us every time. They have a great support system that is easy to deal with.

This company was great, back in the days 4 + years ago. But my most recent interaction, should be fraudulent in nature. I bought a new (used) house built in 1993, previous homeowner had a fairly new hot water (50 gal) tank that ended up leaking and need to be replaced. I called ORHP to come out and address the hot water tank, of which, is covered in my warranty with them.
Said plumber comes out, collects his $85 trade call fee and then tells me there is nothing he can do because the hot water tank is still under manufacturer's warranty and ORHP won't pay for anything that is already covered under a manufactures warranty - are you kidding me! I could have told them it was covered under the MFU warranty without having to pay someone $85 to tell me what I already knew about the product. I Guess that means they won't cover my ACs either because those were new when I bought the property... Total scam.. "Here, buy this insurance. We cover a lot of major items in a home...But oh sorry. That's under warranty. Nothing we can do."

I had a work order for my stove/oven that was defective. When we would bake something, the door would pop open with a loud boom and there was a frequent odor of gas emitting from the stove top burners. The first visit from the technician, he did a bubble test to see if there was any gas emitting from the burners and he couldn’t mimic what we were experiencing. He believed the knob for the gas burner may have been bumped by us, and may have opened the gas line. This issue still persisted and it was a concern especially since I have two kids in the home. I called back ORHP and they sent out a technician. He inspected the oven and he said the solenoid may be the issue. He replaced the solenoid and provided me with a SPARE PART in case the issue persists. I still have the spare item in my possession.
In the mean time, we used the oven thinking it was fixed but the loud boom still persisted and would wake my newborn, and it now became concerning. Out of an abundance of caution, I purchased a new stove and did not want to deal with another technician misdiagnosing, respectfully. I attempted to even get a partial reimbursement for my new stove I purchased, but ORHP said I should’ve contacted them for another diagnostic to see what the issue was. Remember, this would have been my FOURTH diagnostic. My family's safety was more important. I cannot wait for this contract to end, and start fresh with a new company. Thank you!

I paid the person YOU sent here 110. Then YOU charged me 110. Then I sent YOU the receipt they gave me and it still hasn’t been fixed. Plus the people came out twice and the air still isn’t working right. Horrible experience. Horrible customer service. Horrible service provided. I doubt they ever refund my double payment. Since it says once you submit a receipt they’ll contact you within 24 hours and it has been over a week.

The quality of the service providers is unacceptable. It is obvious that they are doing the work for a lesser price as they put ORHP clients at the bottom of the lists and rarely schedule in a timely manner. Also, when they arrive, they do the least amount of work as possible, usually only putting a "bandaid" or temporary fix on the property to get done quickly. That is, if they show up. Many times after calling them to schedule and finally getting someone to speak to, they say that they are not currently taking service requests and then you have to go back to ORHP to request another service provider and be on hold forever just to get a representative.

Old Republic has been fine. They've always been pretty good about getting me in touch with a company. Whether or not the company can come right away, they've always assigned it pretty quickly. There's just an ongoing issue with the AC that we haven't been able to figure out. So we've had to do a recall three times already. But it has nothing to do with Old Republic. The AC just shuts off. I called it in on a Monday but the AC people couldn't get there until Thursday. But prior to them getting there, the AC turned back on. So by the time they got there, they couldn't really diagnose anything. That's happened three times already where it's gone off and stayed off for hours and then, all of a sudden, it clicks on. So it's really hard for them to figure out what's going on. The technicians have been good. They've been working with my husband.

I've had my policy for two years, but I had not used it prior to a few weeks ago. I submitted a plumbing claim online. I did it in the evening, and the service provider contacted me the next morning, then they came out two days after that. The service provider completely lied to me and filed a false claim though. I paid the $85 service call and nothing was repaired and I still have a sink that does not work. I contacted Old Republic Home Protection and they told me that I had to contact the service provider and have them change their report. I tried to, but they would not respond to me.
In the second time that I contacted Old Republic and they told me the same thing, they also contacted the service provider and the story that they gave them versus the story that I told them, they said, completely matched up. The person I talked to on the phone knew that the service provider was lying in their report and still said that the policy was I had to get them to change it, which I told her, "How am I supposed to get somebody to change it when they won't respond to me? They're clearly lying, but they're not going to change it."
I'm also a Realtor, so I work with people who buy policies all the time, and I would not recommend Old Republic in the future, unfortunately, because of this. I've heard many horror stories from all kinds of people about problems with claims, and I don't remember if I've had a policy with Old Republic previously, but I definitely have had with other companies like HWA and American Home Shield. They were okay, but this time around, I wanted to give Old Republic Home Protection a try, so that way, I have my own personal experience. It seemed like their coverage for the price was a better deal as well.
I originally bought the policy a year before last, then when it came to renewal, I went ahead and renewed. However, I will not be renewing with Old Republic again, and if I hadn't pre-paid in advance, I would be canceling. I understand where they are coming from of how they have to follow the rules, but it puts the homeowner in a bad position of having to resolve an issue from the service provider that they selected.

Old Republic is responsive once I complain. The reps are always very helpful. I love my rep, Yvette, and her assistant. My most recent claim was for the air conditioning. A contractor came out, assessed it and gave Old Republic the information about the problem. Old Republic was supposed to order the part that was needed. Two weeks later, they called in and told us the part hadn't been ordered. They dropped the ball. The contractor was wonderful, but the process of how Old Republic orders the part and not the contractor is shoddy. It causes unnecessary delays.

One of those situations where only zero stars will do but I must leave one. It started with a simple leak in my master bath shower (the water going to the tub faucet wouldn't turn off all the way). They sent someone out who replaced the stems. That didn't fix it. It made it worse. He turned the trickle to a gush and left the shower unusable. He also drove off and left the water at the hose on the side of my house running full blast. A neighbor knocked on the door to let me know. That was 800+ gallons of water that day! I had to call them back out just so I could use the shower.
Next he told me the valves would have to be replaced and he would have to take my kitchen cabinets down and cut through the wall to access the valves. Of course none of that would be covered. The warranty company quoted me $850 of non-covered 'in-wall' work. Here's the kicker. The kitchen does NOT even back up to the shower! Now I'm no plumber, but it made no sense. So I called a plumber off my realtor's vendor list. He went through my laundry room (which actually backs up to the shower!), replaced the valves, tightened the faucets, installed a nice access panel in the laundry room so we can get to them again easily if needed, replaced two leaky valves for my washing machine while he was in there, and the total for EVERYTHING was $747.00. He didn't even charge me to come out and give the estimate!
I will 100% be using him again. I'm convinced the first guy's incompetence was just to get me to not use them so the warranty company would not have to do the job and it makes me really mad! I truly feel like they were trying to scam me with the master bath. What if I hadn't called the other plumber? They would have destroyed my kitchen, charged me at least $850, not fixed the issue, and left me another expensive mess to clean up. Now I'm out $747 but at least it's fixed properly. I don't know if I have any recourse. Got a receipt though! And a video!
The second time I tried to use them was for my AC this summer. They diagnosed a condenser coil issue, again $656 of 'non-covered' work. But I called HVAC vendors off the realtor's list again and the unit is actually functioning fine for now. I could put some money into ductwork and insulation that would help it work better, but there's nothing actually wrong with the HVAC. Another attempted scam.
This company would have cost me THOUSANDS and not fixed a single thing if I hadn't listened to my gut and called other vendors. So do yourself a favor. Even if you got the coverage with your home purchase, my advice is DO NOT USE IT. Their contractors might ruin your house. And you're throwing money down the drain, if you renew the contract. Take what you would have paid this terrible terrible excuse for a business and put it in a savings account. There are some great high yield ones available today. Then use that for home repairs. I wouldn't let these people anywhere near my house.

Do not expect that your appliance will be replaced by this company. I own property in Jacksonville Fl. My tenant complained that the refrigerator was not working properly. After making a claim to ORHP on June 13, 2021 a technician visited the property and assessed the problem. I received a call from ORHP on June 20th that the refrigerator could not be repaired and would be replaced. On July 3rd I was surprised to receive a call from ORHP to say they would be denying the claim because the cause of the problem was the ice maker and although it could not be repaired because it is the ice maker and parts were not available.
Let the buyer beware! ORHP hides behind the parts not available excuse to take your money, charge you for the technician's visit and then leave you in the cold. The plan covers repair or replacement of ice makers but if they cannot find the part they walk away with your money. I am very upset because I just renewed my plan with this disgrace of a company and am now on the hunt for an alternative and plan to CANCEL and seek a refund.

The first year of the service was fine. During the second year, we had a few things that needed a service provider to come and look at them. We had no problem with one of the two issues. But when we had to get a spring on our garage door fixed, there was some miscommunication on whether it was covered or not. We ended up getting that handled before the tech left thank goodness. Other than that, the techs we've worked with have been fine. It's usually third party so I have a technician that I work with. He does a great job. If they don't have a technician that they can get out here, they just say, "Use who you want and send us the receipt and get reimbursed."vOld Republic has the best price I've been able to find so far, especially for what they cover. What we have works well for us.

The price of Old Republic was reasonable. I have used them several times and the experiences have been absolutely fantastic. They're right on the spot. I would call them up. They would contact whatever contractor I needed. The contractors were great. They came right out and everything was fine. They picked up the bill and work was done. I just love them.
I call Old Republic on the phone to submit a claim and the reps have been very professional, pleasant and polite. They get all the information. They do a great job. They contact the contractor right away even if it's on a weekend. I'm very satisfied. One time, the techs couldn't fix the dishwasher, so they replaced it. It was great. The other time was with the air conditioner. They came out here and took care of that. I had another problem with the water heater that I thought was a problem, but it was my fault. It was a breaker reset stuff. They came right out and were very professional. The service was great.

The service is really good and the portal is easy to navigate. They have a menu that you can choose from and if something doesn't neatly fit within it, then I've tried to call. The biggest issue I've had is when I had a ceiling fan that was covered under warranty and when the tech looked at it, he told me the standard quality that they would replace that ceiling fan with. He said I could call the warranty company and get an exception to purchase the fan that I want then they would cover the ancillary costs. I didn't want their $120 off-the-shelf fan. I wanted to upgrade it, and that doesn't fit well within their program when you try to do that. I've not been able to close that out with them.
So I'd be concerned if I want to replace a refrigerator covered under warranty and I don't like the model. Old Republic doesn't tell you what their standard of replacement is. When you find out, you don't have much latitude to get a credit for that if you wanna buy something of higher quality.

I will stay with Old Republic. So far, it's been excellent. When I call to find out about the refrigerator, they sent me in the right direction and made an appointment. Somebody came out right away and fixed it. He was good, clean, courteous, and went right to work. When he finished, he told me what the problem was, did everything and signed the contract. They didn't actually take the service fee out until later, and I had forgotten all about it. So, the card declined and they just ran it through again, and everything was good.

I've been dealing with Old Republic for over 20 years. The only problem I have is the prices keep going up. Sometimes, I don't even use them for a year. But that's just the way things are now. You get less for your money, but everything is going up for the service calls. Other than that, Old Republic is pretty good.

So far, Old Republic Home Protection has been fine. It's been easy to get things going. I submit claims over the phone. The first time, I got a person and the second time, it was automated. I waited for the person. Everybody prefers to speak to a person. The automated is a pain but as far as it goes, it's no worse than any other automated system that other companies use for other stuff.
The turnaround time has been pretty good. They just say, "Hey, you're going to be contacted by a technician," and technicians usually call us that same day. I do feel like I've gotten quality service from them. Three times, it's been air conditioning-related. I've had three service calls. One was just to service the equipment, not because anything was broken. The first time I had somebody come out, I wasn't really happy with that tech. The second guy was prompt and took care of stuff, but he just really didn't want to work on another unit because it was difficult to get to. He just didn't really want to deal with it. I have two air conditioning and one is so far in the back and you have to crawl on your back to get to it. I don't blame him for not being happy with it. The last company that came out went ahead and worked on it, and they were good. So, it's hit or miss as to whether you like them or not.

The communication with the office staff at Jay and L Plumbing was very poor. I feel like they kept putting me off. They do not answer the phones promptly and don’t really seem to know what’s going on. Alexis and Jennifer are not an asset to Jay and L Plumbing. The technicians did a very nice job. There was also poor communication between Old Republic and J and L Plumbing. Apparently Old Republic had said that the backflow valve did not qualify on June 30, and J& L Plumbing said they did not receive that information. They just kept wondering why the part did not arrive. And did not schedule my work because of it. And lastly, Old Republic charged me for the work before it had been finished. That is not good business practice. My experiences with Old Republic have been good until this last time.

I submitted a claim to Old Republic over the phone, and their rep was wonderful. My last claim was regarding my swimming pool. I wish they had told me that they didn't cover the electricals. It was after the technician got here and they told me. I ended up paying $85, and the work was not done. So, that was the only thing I wasn't really happy about. The technician was professional. I like Old Republic's response time in getting back to me and resolving the claims.

ORHP is a very good home warranty plan. This is my third house with a ORHP plan. They dispatched a great company to fix my dryer. Funny thing is, I thought it was the washing machine, but the repairman explained the marks were coming from my dryer. We purchased a home warranty with Old Republic when we bought our home. Just put in our first claim and have had it denied. From the first conversation to the last every interaction has been about what they won't cover. They don't cover missing parts - which I understand but the part that is not functioning is very much there and they are choosing not to cover it anyway. After 3 phone conversations in which a script was essentially read to me, I realized that they are not about taking care of customers. The reality is that they have found an excuse not to cover a warranty repair that should be covered. As I shared with them I have no idea why the part is missing but the damage and neglect were not due to my negligence and are the result of wear and tear on a part that is present in the machine. After several frustrating conversations, I have discovered that they just don't have any intention of honoring their commitment to providing service.

I've had to submit service requests to Old Republic Home Protection many times. I do it through the website and the navigation under the thing is quite easy. My experience has been good but recently, I have one request that they did not handle properly. So I have been escalating that, but still, nothing is happening on that. There's a lot of confusion. And it seems like it's been a month and a half, almost. Yeah, so this morning only, no one's talking to them, but nothing is ongoing on that.
I had a cooktop which got broken and I had a request service to repair that, but they could not find the parts for that. They gave me two options, whether to replace the part or give me the money. So, I requested the replacement part. The Old Republic guys ordered the part, but that has never been shipped to my address. Also, when I talk to LG electronic service guys, they are saying they don't do anything about shipping, only the repairs. So, I don't know what is happening in this. It's been frustrating for a month and a half. I feel the incident handling is fine, but the LG electronic services is not very clear on what exactly they have to do.

The coverage is comparable to other companies for a similar cost but the service has been abysmal. We have been waiting 4 months for our microwave replacement, this is after it was repaired twice for the same issue & we waited 2 months for parts. We've had the same issue with our dishwasher since October, the last time they came out they said there was nothing wrong with it, but it still only works about half the time.
The wait time on parts is at least a month every time, that's after the 2-4 weeks we wait for an appointment. They claim they needed more information on our microwave, yet no one called us. When I called, no one got back to me. Phone service is terrible as well. I have spent hours on hold with this company and get transferred repeatedly to deal with their problems. We still have not received satisfactory service on the 2 claims we've made this past year and the price we paid for the contract and service fees has absolutely not been worth it at all. We plan to cancel at the end of this contract and move to a different company. I have worked with 2 others in other areas, both provided significantly better service.

I had to pay out of pocket recently. Apparently, there was a pipe that had to be jetted, and there was no vent to jet it. I had to end up using the company that Old Republic did not recommend because I did not feel comfortable with the company that they recommended after talking with the technician. I ended up having to pay $6,500 out of pocket. Besides this last incident, there hasn't been anything catastrophic. I've filed claims for our air conditioning unit and dishwasher. They've sent their contractors to repair them. The contractors have been very helpful and responsive. However, sometimes it might take a little bit longer than normal for them to come out. In the past, sometimes it's been four days before I hear from them.

For my dishwasher claim, I had a company that said it would take a few days before they could come out. There was a part that they needed to order. It was another week and a half for them to come out again. I called Old Republic and said, "What's the maximum timeframe for these guys to fix it? Because it was two weeks, all in." The surprising part was, "There isn't a time limit." I said, "If my dishwasher is down for a month, that's acceptable? Common sense would be, you guys fix this problem or buy him a new one." I've not been impressed with Old Republic.

My AC upstairs stopped cooling. Old Republic Home Protection sent somebody out to look at it. They were supposed to call but never did. I called the service provider that was coming out to get the appointment date that they were doing it. It was a clog and they fixed it. It was $100 service call. I've also called about my washing machine. There were no service providers in the area that worked with them. They would compensate me up to $300 for the repair. We are dealing with it to buy a new one. It was the same thing with my water heater. When it went out, a contractor came out to repair it. They said there was gonna be an additional $1,000 total because of the expansion tank. Tennessee changed the code. Old Republic Home Protection compensated me $597 for a new water heater.

One of the garage door springs broke. I wasn’t able to get the car inside. I used the automated claim system and received a call back from Cactus Garage Door within minutes. A service call was scheduled, repairman arrived on time and both springs were replaced within 30 minutes. A job that would have cost me hundreds of dollars only cost $85.

We always have to schedule time off from work for the providers to come, but they often don't show up when scheduled. The last service request we put in, the plumbing company didn't have any openings on the thursday or friday, so we scheduled for monday. My husband took the whole day off and waited, but no one showed up. The plumber called out sick. I took the next day off, he showed up but couldn't do any repairs because the problem was electrical. So I had to call for an electrical service appointment. My husband took the next day off and we finally got the hot water heater fixed. So we had to miss 3 days of pay, and went 7 days without hot water.

My refrigerator icemaker kept freezing up. I chipped the ice out several times but the problem persisted. Finally asked for maintenance and got a service technician within a couple of days and had the service call the same day as the contract was made. The service technician came out, took the icemaker apart and reinstalled after cleaning it. Said try it for a couple of days and if the problem wasn't cured he would return and replace it. After two days the technician called back and the icemaker was working fine. It has been a month now with no recurrence of the problem.

Took several days to get the call from the service provider, who had recently provided service for exactly the same issue. Clearly it was not fixed the first time. Provider seemed to be technically weak on diagnosis and I had to direct the technician to investigate the issue. Even then there was reluctance on their part to admit the true issue. I must say that I reached the point of frustration and further, lost confidence in the provider. Other experiences have been better- this one was disappointing.

I'm a Realtor and I often hear stuff about home warranties. I was with First American and didn't have a very good experience. So, I switched to Old Republic and I'm also recommending my clients because it's a better experience. I have peace of mind that if something was to happen to my appliances, the warranty insurance is there to cover us. When I need to reach someone, I can call the gal that I know here. I email them and they start responding right away.
I don't often submit claims (just once in a while when we have issues) but when I do, my experience is pleasant. For a while, it was hard to figure out how to do it online, but now, I finally have it figured out and it's taken care of right away. Even the representatives, they call and confirm. They'll give me the company's name and information, and if the company doesn't call me, I should call them. I like the quality of the repair companies. I'm happy.

At first, I would call in my claims to Old Republic. Now, I normally do it over the internet. Their reps were always friendly, knew what they were doing, and expedited everything. The contractor from Conroe had come and fixed the washer and it was good. Then the icemaker went out in the refrigerator so Old Republic sent him again and he was terrible. He took everything down then he left and I never heard from him. But I kept on waiting and that was a pretty long time. I also called the contractor several times and he never would call back.
Then, finally, I called Old Republic and they said that he reported that they no longer made the part and he closed the ticket. I told them at that time that I never wanted that individual close to my house and that they would have to find me someone else when we had problems. So, the next time I had a problem, they sent it to the contractor out of Nacogdoches, which is 25 miles from Lufkin. They got a serviceman that usually came down on Tuesday, and if he could fix the issue on that day, he would. If he had to order part, he'd be back. So, they were always Johnny-on-the-spot.

I've had to request service several times, usually by phone, and typically, it's a good experience with the customer service reps. I always appreciate being able to talk to a live person rather than going through an automated process 'cause there are so many options that it makes it difficult at times. The automated system seems to be a little burdensome. Also, there's been an instance where I had a plumbing problem and it took longer than what was expected for Old Republic to resolve the matter. I called them and spoke with them, but it took nearly a month to get resolved. They could have done a better job of resolving that matter. I got lost in the system somewhere, and I don't think I ever got the check that they were supposed to send. I had a horrible experience with that particular problem, but overall, Old Republic has been very good and supportive. They've been pretty prompt in their service.

If you're reading this and haven't bought a Old Republic warranty yet - RUN. I wish I did. On Thursday May 11, my 2019 Trane air conditioner went out. I live in Florida, and it was boiling hot. I called Old Republic (OR), who assigned me to a sub-contractor. They never came or called. It was 89F inside and over 106F upstairs. I didn't sleep at all, and on Friday morning I submit another request for service online. Nothing.
It's now over 90F downstairs and over 110F upstairs. I was dizzy and could barely stand. Friday afternoon I call OR again. At this point every single one of OR's (crappy) sub-contractors refused to come out Thursday, Friday, Saturday, and Sunday. The soonest anyone would come is Monday. That is 4 days without air conditioning in sweltering heat and life threatening conditions inside my home!!
They said, "There is NO DEADLINE for a contractor to respond or come out." I said, "I may not be alive by Monday," so I pled with them to let me call their sub-contractors and find someone who will come out sooner than Monday. They said no, they won't release their sub-contractor list and wouldn't re-assign me to any additional sub-contractors since it was a waste of their time to do that with me. They then they would approve me using a 3rd party. I thought this was a good thing.
So I found a local AC company - $39 for a visit and very reasonable prices to replace a bad part. They came out same day and fixed it. But then OR then says they will pay only $106 of the entire bill!! The repairman was so appalled that he begged for more and got it up to $236. He said, "That won't even cover the bad part if I bought it direct from the supplier." While I was calling contractors I was told most have 2-3 slots a week for OR customers because they are so cheap. So don't expect a repair anytime soon - even if it's life threatening. And don't expect to be paid back. I've called and begged for reconsideration - nothing. Not even a call back from a supervisor. Totally appalling.

They let me know who would contact me. They offered me a number so I could contact them in case of something. They told me how I would have to pay, and to ask for my invoice. It was fast. There was a problem with my AC. The contractor came in. They fixed it within minutes. And it was very hot here in Arizona, so it was a long wait for AC. But they have this 24-hour policy when it's emergency or you have kids. And they were here early the next morning. Once Old Republic fixed an issue, if that same issue arises, you wouldn't get charged again. And if you have insects, they come out and spray. They offer that, too. I recommend Old Republic all the time.

I've used Old Republic a lot. As a matter of fact, when our air conditioner didn't work, I just went online and did the request. It was a Sunday and I got a text that afternoon from the air conditioner place telling me when they were being out. The air conditioner wouldn't work. It had a bad capacitor. So, the tech changed it, and it worked great. He was great. He was very nice. Old Republic does a great job. The representatives are all great. They're reasonably priced. The service is great. I've got an automatic renewal, so I don't even have to mess with that. They just take the money out of our account every year. It's perfect.

Old Republic's policy was grandfathered in when I bought the house and I kept it. It was a good policy. Until this experience, I've had nothing but positive. On the same day, I had two claims. The switch in my living room for the ceiling fan went out. So I had two repairmen come out on the same day. They fixed the switch and he was done. The AC guy came out and said, "No, you got a major problem." He recommended a replacement. This is the third time they've come out for the AC. That's great.
On the 8th, the tech came back to take pictures and then Old Republic approved it. On the 9th, they called me and had me approved the out of pocket. But they didn't talk to the AC company until the 12th. Meanwhile, I have no AC. I've been calling both of them at this point, and they said usually, they order the parts nearby the AC company, and they pick them up. But this time they had them shipped to the AC company, which is what the AC company recommended this time. They picked them up this morning and came out today.
I reached my breaking point last night. It was 83 degrees. I have a dog with a grade five out of six heart murmur and I get migraines. Two times that I called, I was told the parts were ordered, but weren't shipped. I was told the parts were in and then when I was told they had just been ordered, I said, “So the two people that I called and talked to and told me this information, they were lying.” The rep said, "Apparently." By this time I'm sick and tired of people telling me, "I'm sorry" when they don't have to live with it, and watching two dogs suffer. But the AC is working now. We're down to 79.

With Old Republic, I'm protected. However, I recently had a water damage claim, and they haven't fixed it yet. We're in the process, but they're not covering the broken pipe. Still, my experience has been good. I had another company for years in my other house and they were terrible. I didn't like them. They were the biggest one, and I did not like the interface or how inaccessible they were. Old Republic is much better.

I submitted a claim, approved by Old Republic, via their instructions to their email address on April 19, 2023. On May 22nd I followed up by calling the company because I never received reimbursement. First they said I didn’t have a claim, then they said they never received my invoice. Finally they said the invoice didn’t say “paid” on it so they never paid it. DO NOT hire this company, they are either totally incompetent or grossly negligent, either way, not someone you want in your corner when something goes wrong in your home.

I put in a service call for my AC. Service provider came out and it worked for 2 weeks and stopped working. Put in another service call and second provider came out and fixed it. Again worked for about two weeks and stopped working. Put in a recall and second company did extensive work on the AC and discovered the first provider had removed a part and failed to replace it causing ongoing problems. Old Republic took it under advisement as to which provider caused the issue and whether it was we as the home owners who removed the part (yes, this is what they told me and duh, yes I've always wanted to live in 87 degrees).
Eventually they approved second company fix the issue. Old Republic ordered the part and second provider came out to fix it only to find out Old Republic ordered the wrong part. We are now into six weeks of no AC. Calling Old Republic is hit and miss. You never get the same person and each person has a different explanation. And forget trying to get a supervisor. They apparently do not take calls (not sure what their purpose is). Highly recommend you DO NOT go with Old Republic, unless you enjoy headaches and high blood pressure and constant phone calls to get action.

My furnace stopped working on Apr 21, 2023 evening, and post HVAC tuneup on Apr 21, 2023. The Old Republic Home Protection sent three technicians to assess the situation.
They told me that over a period of time, my heat exchanger in the furnace cracked and suggested the Home warranty company:
Option A # Change heat exchanger which is under warranty for 840$ including labor
Option B # Replace the furnace
They also confirmed that my AC is fine and there is no problem with my condenser unit or coil. They have done the recent HVAC tuneup and I do not see a reason that they will lie about it. The receipt also says the same.
2) Technician 2 (Date of Service – Apr 28,2023) – STEINMETZ HVAC LLC (sent by Home warranty)He also confirmed the same thing as Technician 1. However, he suggested that he has no expertise in replacing the heat exchanger. So he requested the home warranty to provide a new furnace.
3) Technician 3 (Date of Service – May 1, 2023) - C and D Heating and Cooling. (sent by Home warranty)We were told by the home warranty that this person is a Trane authorized dealer. Here is the list and we do not see his name on the list at all. ** This technician told that the primary damage is with the evaporator coil and condenser unit. He quoted 1900 for my home warranty. He said that the secondary damage is with the heat exchanger. Also, he suggested, not to switch on the heat exchanger as Carbon Monoxide poisoning might happen. He is trying to get 2000$ from the home warranty for repairs and 2100$ in repairs from me as well. Wow, this is such an incredible idea to gain money from all sides.
Technician 4 (Date of Service: May 8, 2023) – for my personal opinion. Post all this drama for 3 weeks where I and my family including two small kids were freezing in low temperatures, I called one more technician for my own satisfaction. There is no evidence of leakage. My AC is working fine and this technician also confirmed the same thing. None of the technicians except 3 has confirmed any problem with the condenser unit or evaporator coil. My home warranty only agrees to Technician 3 even though with all the above scenarios it is clearly visible that the Technician 3 assessment is wrong.
Out of 3, only 1 is saying is a different issue. Either the home warranty should give me evidence that the condenser unit is really a malfunctioned unit and my evaporator coil is leaking fluid as told by technician 3. Or I will request them to see what is happening with their customer and provide us with the necessary repairs to replace the heat exchanger. I do not understand why they are not going with technician 1 (Balance Point) who is just quoting 840$ for the whole repair. We take home warranty so that the cost of the repair is low. Instead, here I am trying to call my home warranty again and again with no results. I am HUGELY DISAPPOINTED. Even if I cancel the home warranty, I have lost the right to go with another home warranty to provide me with repairs for existing issues.

I had been going through a health crisis and spent many weeks in the hospital and in ICU. When I was finally discharged and allowed to go home, I was in poor mental health due to blood loss (17 units transfused). My water heater went out and I had to have it replaced immediately and apparently didn't follow Old Republic's protocol. Not long after, the washing machine burned up and I had it replaced as well. When I submitted the receipts to Old Republic, they never mentioned any issues. After not hearing anything, I called as was told "We don't do that" and that my claims were flat out denied. I did have one positive experience with the HVAC thermostat that failed.

Had a problem with AC, tech they sent went to wrong unit's AC, said I needed a cleaning, after 3 days of phone calls and spending $300 out of my pocket in addition to their trade call fee, found out their guy went to the wrong unit. I asked for a manager to call me, still no call.
Second problem, Electricity is out. Called it in, The original Priority electrician never even came out. After 3 days he finally said "I don't have time, and don't want to fix it." They gave me to another electrician. When I called him he said he could not make it out for a week, All with no power to my home, we know the problem is the breaker is bad, now they are saying they won't cover it maybe but they will try to find someone to come out today. I have now been without power in Phoenix for 3 days with no end in sight. I spent 45 minutes on hold with them this morning. I am cancelling my plan later today, It has not been worth the "peace of mind" they say, because every time I have had a problem they are horrible to deal with, and the contractors are lazy and don't want to come out.

I recently bought a new home. This home is 22 years old and is in good condition. I have been in it for 10 days now. The garage has always worked perfectly. Two days ago the door would not open and motor was screeching loudly. I could not free the door to open. I have the Old Republic homeowners insurance package that cost 570 dollars a year. I called insurer and they sent out one of their approved garage door installers Ace garage service. Tech said rollers were broken due to age. Also motor was struggling and it too was bad. This is a 22 year old garage setup!
Tech spoke to Old Republic and they told me via call they would NOT cover any of the COST! I spoke to one of their associates and not a supervisor. I feel they should pay for a new opener at bare minimum! I WILL now go on YELP AND AIR THEIR REFUSAL! In addition I will file a complaint with the BBB. I will also contact the Attorney Generals office and Senior Outreach. The realtor I used said they are not helping you so she will not recommend their insurance to her clients anymore! My home is in Florida.

Our garage door opener broke, and garage door openers are covered under our policy. ORHP sent a repair person. Things then completely broke down in the claims process, with significant frustration due to dealing with the phone tree, being told the authorizations department is understaffed and I would need to try calling multiple times at 5 am, sending emails to the provided email address and getting no response, and most recently being told the claim was closed and I would need to start over because they hadn't heard from me (see prior sentence about not being able to reach office). The service has caused me to question whether California's insurance regulations are being followed, including the Fair Claims Settlement Act.

If I could give Old Republic negative stars I would. My dishwasher broke in December and they ordered parts that did not arrive for 3 months. Once it was replaced, dishwasher still did not turn on. They have sent 4 technicians and 1 electrician to my house to press a button and say "Yup dishwasher is junk you need a new one". Yet Old Republic KEEPS SENDING PEOPLE TO MY HOUSE. They say they will replace or repair, whatever is cheaper. Tell me how paying all these people to be at my home for 10 minutes is cheaper than just replacing it. Called again today 04/06/2023 just to be told they are sending yet another person out to look at it and make sure it really is broken. Biggest joke of a company ever. This company is ran by a bunch of idiots that have no idea what customer service is. WILL NOT BE RENEWING MY WARRANTY WITH THEM. WILL NEVER ENCOURAGE ANYBODY TO USE THEM.

One of ORHP service providers -- A Air Heating and Air Conditioning--came to our home to replace our wall heater. Rather than charging $75 for the call as per my contract, he said he would need to charge an extra $500 because, and I quote: “The home warranty company doesn’t pay me enough money to make it worth my time to do this work so I have to charge you extra to make it worth my time.”
That is flat-out fraud. I reluctantly paid him the $500 but I reported the openly admitted fraud to ORHP and asked them to make it right. They simply ignored me and did not even care enough to respond to my written explanation or address my concern that other customers would be defrauded in the same way I was. They say they want to provide “premier service” but they will send fraudsters to your home and leave you hanging out to dry.

I purchased a home in December 2021 and received the platinum warranty for Old Republic. I have a tenant in the home and she informed me the induction range was not cooking properly. I called Old Republic on January 18 and had a service provider come out and look at the system. He said it's very hard to find replacement parts for induction stoves and recommends a replacement. I then find out two weeks later that the parts were ordered but on back order, as the the service provider had already determined they are hard to find replacements. It is now March 12, and I still don't have a working induction stove and my tenant is now breaking her lease due to the fact I have a nonfunctioning kitchen.
I have called Old republic at least 20 times to have this issue resolved with the understanding as of last Friday, March 3, that I was now getting a replacement induction stove and that I would receive an email confirming the reimbursement amount so that I can purchase the stove. I call again this past Friday, March 10, and they again are telling me they are waiting for the part to arrive. The service provider called them the week of February 23, to inform them they need to replace the stove as the parts are not available. HOW LONG IS ACCEPTABLE TO GO WITHOUT A STOVE TO COOK YOUR MEALS? I am ready to post on social media in the Charlotte area to all realtors DO NOT PURCHASE A WARRANTY INSURANCE FROM OLD REPUBLIC!! They are waiting for me to say I'll buy my own stove and wearing me down. This is negligence.

Any claim we submitted was flat-out denied. This seems to be a pattern after reading other reviews on the internet. We have a main home and have a contract with another home warranty and so far, none of our claims in the past 7 years have been denied. We have wasted our money paying the monthly fee as well as the service fee to Old Republic. We might as well have called a repair technician ourselves and have things repaired without throwing money down the drain. We are terribly disappointed with Old Republic that we just cancelled our contract today. So if you are looking for a home warranty, do not sign up with this company or they will just leave your incredibly frustrated. They will just take your money and will not offer any service in return.

I would give this company 0 stars if I could. My wife, 2 children and I, a United States Marine of 15 years, just moved into a new home in Fallbrook Ca and shortly after started having multiple plumbing issues. When I have tried to call them all they do is come up with some excuse why they won't cover leaks. When I ask them to show me in their plan details why they won't cover it they just make up some lie and tell me that I will receive my denial letter. My family is literally sleeping on the floor in my kitchen because our whole home was flooded and being torn apart by the company my homeowners insurance sent out due to a flooded deep sink which they also refused to cover. It's ridiculous that a company of scam artists is able to stay in business. 10/10 do not recommend. I can't even put into words how terrible of an experience this has been.

This is my second time within one year that I had a claim rejected based on vague and absurdly broad "contractual exclusions". How convenient that whenever a large claim is made, it is not covered. The company has no process in place to challenge a denial. They are both a party and judge and there is nothing you can do after they deny coverage. I cannot express this enough: STAY AWAY FROM THIS COMPANY. YOU WILL LOSE MONEY AND WILL GET ANGRY EVERY STEP OF THE WAY.

I live in a remote area and per Old Rep. there are no service providers in 70 miles, so I am authorized to use an outside contractor. WELL guess what, the one that was in my area did not show up, I have a paid in full warranty and a broken dishwasher. That I need replaced and will have to buy on my own.

This is the worst company to use for home protection. Do yourself a favor and stay away from them. I wasted over $1000 with them and my appliances are broken. Go with another company. Furthermore to add insult to injury I posted a review on TrustPilot and 24 hours later I got an email asking for more information otherwise they would delete my review. This company is a big red flag. Go with a company that will do what they say they will do for the money.

I have called out quite a few service people for different problems at my home. I purchased the ultimate package to make sure I had all possible coverage. So far they have denied every inquiry. This last one is the one to really tell me they had no intention of ever covering any issue on my property. Our electricity started going in and out after being in the home for almost a year now. The electrician from in network came out and said the box was fried and no longer making a good connection. We didn't do anything to it and OR said they won't cover pre-existing conditions.
Apparently the previous inhabitants or even the company that owned it before us I don't know, replaced fuses with lower amps than needed and caused the box to overload. And despite the box having functioned this way for at the very least April to February our now NEW condition of intermittent electricity is still considered "pre-existing". But if we had replaced the fuses ourselves it wouldn't have been covered either because then it's considered "intentional". The only way it would be covered is if it magically just failed for no reason. Because things do that apparently, just stop working even though they're not broken. What a colossal waste of money I could have used to replace my panel to begin with had I been able to read the future and known it would break.
Good thing my realtor is my friend and she can now make sure that no more homeowners make the mistake of wasting money on this home warranty. Better to pay for extra insurance coverage instead. In addition to all of this they also lied that they tried to contact me, never sent me the original invoice for the trade call fee, and put in the notes that it was denied due to water damage when it was "supposedly" indicated by the electrician that the fuses were incorrect. Which is not what the electrician said to me. Total scam.

We got Old Rep to send out a plumber to look at a crack in the toilet tank. Plumber sent pictures to Old Rep, clearly showing the crack in the tank. Old Rep refused to cover it and claimed the crack was in the toilet bowl and was not from natural causes. Complete lie. They refuse to show us the pictures or work order and will not cover it. Awful customer service. I will never recommend this company. If someone from the company can contact me to resolve this, I'm getting nowhere with the operator.

This goes out to Cowlitz County Washington residents. Beware before purchasing from this company. They do not have in-network providers in Cowlitz county. So you will have to pay out of pocket and wait to be reimbursed. But this is what happens to me. An appliance repairman came to my house to look at my dishwasher and it's going to cost more to fix it than it will to replace the old thing. Old Republic home protection said they will fix it instead of replacing it even if that means waiting forever because the parts are on backorder. So now I have no idea when my dishwasher is going to be fixed. It's been 3 weeks now and still no end in sight. At this point, I will have to buy a new dishwasher myself. This policy was paid in full for the year and it's worthless to me.

Updated on 3/8/2023: My oven has not worked since Thanksgiving. Six service providers have been to my home. Finally a part was ordered. The service provider assigned, Pez, has not shown up on four occasions. Multiple excuses. The last time, yesterday, waiting the assigned time I called and was told they were on the way. An hour later I called and was told they called and there was no answer so they cancelled. They were calling a wrong number. This company is unreliable. Old Republic should have resolved this three months ago. I consider this harassment in an attempt to get me to drop my claim.
Updated on 02/23/2023: After my previous report here about my oven being out since Thanksgiving and the 5th technician who came said it could not be repaired, I was contacted by Wendy who told me she was sending an email to purchasing to expedite a replacement or cash out and she would follow up in one or two days. Casey had already told me that she was sending a request to authorization department to replace my range because the 5th technician who came out said it was not repairable because the part was not available. She told me I should hear from the purchasing department in one to two days also.
I did not hear from anyone after three days and spent literally hours on hold because I refused the request to be patient for another day. Finally Wendy came on the line and told me she never promised a replacement and they are still looking for a part. I believe these delay tactics are an attempt to get me to give up. I previously had a policy with them on another property and as soon as they had to replace my AC unit they refused to renew.
Original Review: My oven has not worked since Thanksgiving. There have been 5 technicians out so far. The last one said my oven could not be repaired because the necessary part is not available. Now I am being told that they are looking for a part and will send the sixth technician out if they find a part. I have missed three holidays without an oven. I was given permission to use an outside vendor after three of their technicians could not repair it and have paid $431 myself. Two outside technicians have not been able to repair it. Obviously they do not want to replace it and I have spent many hours trying to get some resolution. On a previous property I had which also had this policy, as soon as they had to replace something, they cancelled. I am about ready to contact the insurance commission.

A ORHP was purchased for us by our realtor when we purchased our home. After about 9 months, we found there was a problem with the washing machine. The network provider that ORHP contacted tried to fix it over 4 attempts and was unsuccessful. Another network provider was contacted and tried to replace the same item that was already replaced. After about three months of unsuccessful repairs, we purchased a new washer from Home Depot since there was going to be a new tenant at the apartment. We had the platinum plan. The coverage for appliances is $5000. ORHP refused to refund the cost of the washer after all the repair attempts. I would recommend not using ORHP for anyone looking to buy a warranty plan.

Our realtor gave us this home warranty as a house warming gift. We were grateful considering our water heater bursted one week after moving in. Originally Old Republic sent a contractor that showed up for the estimate, but asked us to call OR and add a bunch of stuff, or threatened OR would deny our claim. Then after approved, the company never showed up on their scheduled appt (4 hour block) and never called. Eventually we were approved to find someone out of network and we would be reimbursed $1500. We did so, paid out of pocket, submitted the invoice to OR and 2 months later are still waiting for reimbursement (we were told it would arrive within 10 days of invoice submission). We’ve called twice and after waiting 45mins-60mins on hold were told both times that they did not show a check cut. What we did receive was an $85.00 invoice for the first visit. Ridiculous. DO NOT WORK WITH THIS COMPANY!

This company is a scam. They charge you for the premium. They charge you for the trade call fees. And they hold no accountability for actually getting things done. Their contractors are worthless. They do not ever hold up their word. My downdraft stopped working. Their contractor has come once, I have called the contractor over 10 times, and Old republic over 5 times. How much time should a customer spend on calling them? On following up? Where is the professionalism? Total garbage. Save your money, and your time and mental peace.

We have been without heat since end of December. I call constantly to seek update since as the customer service has relayed “many times” purchasing will complete order today. I’ve heard that since two weeks ago. Both our external and internal unit is dead. We even have a red tag on gas valve on internal system but yet ORHP still has not completed the purchase of our system. I’ve asked if it’s possible to escalate to get nothing to happen. This is beyond frustrating when your home can be impacted by frozen/busted pipes due to cold weather where we are but again no worries for ORHP.
I asked multiple times yesterday for confirmation on submission of order for the person there to say they completed the hold up because there was $15 not approved by us causing the hold up but it would be ordered. Once again I did not receive the email advising the parts/unit was ordered so looks like another weekend of no heat. Buyer beware when it’s something huge. No reason it’s gone on this long.

I have had ORP for 17 years and I have not had one issue. It has to do with the contractors in your area. We have great ones! There was a contractor lying to them about additional service needed and they fired him immediately. I appreciate all of the services they have provided and the contractors they hire. That's where your folks in your state need to improve...hiring the best to do the work.
Over the years, I have had a new hot water heater, AC/Heat unit, condenser, dishwasher, electrical work, and making sure the right authorities are contacted to get my home up to code because it wasn't done when it was built in 1973. They have kept this old home running smoothing and the contractors have been honest. The best thing I can suggest you do, is hire your own contractor and get reimbursed. However, read your plan carefully before you do this. Thanks ORP!!

Attention! Do not give this company a penny, or use them in any way! Worst experience with a company in my lifetime and I’m not the only person whose experienced this with them. If they had negative reviews I would give it to them! This so-called home warranty came with the house when we purchased it and it’s garbage. Our dishwasher quit working and we called them over three months ago to have it repaired. Something that should’ve been an easy repair and over in a couple weeks has taken months.
A technician came over and looked at the appliance and decided it was a circuit board that was bad. After giving them all the information about the buttons on the appliance, they decided the circuitboard can’t be repaired and they would send us a check and in two weeks for a new one. But this never happened! After hearing nothing from them for three weeks, we decided to call them and see what was going on and they told us they decided they’re going to try to have the circuit board repaired after all. Even though they had our phone number and email they never decide to call us and tell us of the changes they decided on at our expense of course. So essentially we were mislead and lied too. So essentially what this company will do is diagnose the problem with your appliance, air conditioning ETC and then troubleshoot it replacing one item at a time until they hopefully fix it just so they don’t have to do the right thing and replace it.
In the meantime you're out of luck and whatever was broken is still broken while they play games with you. So now we’re back to square one with no end in sight. We asked to speak to a supervisor or get a call back on multiple occasions but nobody has called us back yet as other reviews have complained about because call backs and customer service is nonexistent. After looking at the complaints from the Better Business Bureau they have about 1036 against them already in only 2 years! And we’re filing also and there will be 1037!
Go to the Better Business Bureau and look up this company and read the reviews. Everybody is saying the same thing lack of customer service and they won’t fix anything or pay out. Their response to all the complaints is the same thing bunch of bull every time… just read them because it would be funny if it wasn’t people's lives and money we’re talking about. This company should be out of business.
But read the reviews and see what’s really going on with the company before you give them a penny. There’s even reviews on BBB reviews stating that employees have left the company because they’re garbage and a scam and don’t pay out. Do yourself a favor and go with somebody else because you’ll never see a dime or replacement from this company. They are essentially a scam they will take your money for the home warranty but never pay out afterwards

I am with this company for five years, paying ~$500 every month, needed their services on the first year then after 4 years I called for Microwave issue Oct 2022, this call been back and forth for 4 months they dispatched a tech guy 3 times so far and of course charge me $85 on the first visit, they said that they offer me $270 toward buying a new microwave (it is actually 270-85=$185)or they will try to fix, I refused the money and asked them to honor their plan and fix it, every few weeks the come with a new story, parts lost in the mail, wrong item...
I bought a small microwave for our daily but the old one is connected to the fan to take the cooking smells out, and now the food odor is all around, couple times I asked to talk to a manager and the customer service refused and says my case does not need a manager. Finally someone claimed to be supervisor called and apologize for the delay without being able to put estimate for the repair, and he seems happy when he said we offered you money and you did not take it. I do not advice anyone to use this company and certainly I will not renew my plan with them

Updated on 01/25/2023: I recently wrote a scathing review of Old Republic Home Protection Co. Unfortunately the agonizing saga continues. They finally agreed to replace my refrigerator but with a stainless steel one. When I asked if there weren't a matching fridge in white I was told by Purchasing that I could purchase one myself and be reimbursed up to their cost of $1014. So I now have a great new WHITE fridge from Best Buy, installed, demonstrated and with my old one hauled away. I have saved them almost $300 in the process.
Now I can't get Lindsey to call me back after three voicemails. She's the person who was assigned to help me after my review. Maybe she's not getting back to me or maybe she's out of the office, in which case no one is checking her voicemail. In either case, very unprofessional. Also... still no replacement cooktop, needed since before Thanksgiving. Not sure if the purchasing dept. is inept or lazy or both. They came up with something that won't match my four gas line stove which needed to be explained to them by Lindsey after I tried. They came back to her asking the size once again. Still no follow up on that either. Wondering whether I'll ever be reimbursed for the fridge or get a new stove. Sigh.
Original Review: Encouraged by reviews here by others, I'm writing my first one: An Old Republic diagnostician from TAC looked at my refrigerator and reported back to Old Republic that it was the drain pan. I didn't see how that could be responsible for the loud thud or leaking water and was told I could get a second opinion. The person from VOLT took the fridge apart in three places (non of which TAC did) and sent a report. I was then told they would need to verify that with another of their companies. So their 101 Repair person said he would submit that in a few days and I asked if he could do it quickly. He said my fridge would last for a while (well it started freezing my veggies) and he would get around to it.
I checked with Old Republic and no report. She said she couldn't reach the guy and would keep trying. When I asked what would happen if she couldn't reach him she said they would send someone else. When I objected she assured me she would reach him and be sure to contact me the next day. That didn't happen and it's now Saturday. This has taken weeks and I'm afraid my fridge is going to die. On another note, my cook top blew up and even though they agreed to replace that I've been without a stove since before Thanksgiving. Microwave cooking is challenging, getting old, and is expensive. I was told they were working on things from several days before my issue and it would still be a while before I receive an email with options to choose from. How do these companies stay in business?? (Well, except for Volt.)

Called ORHP twice within the year of purchasing my new home. Both calls were regarding HVAC system, once for Air and second for the heat. Neither times were they able to fix the issue and gladly took my $75 service fee. Would definitely recommend not going with the Home serve protection.

I am usually not someone to leave a bad review but this whole experience has been awful. Where do I start - my plumbing issues or AC issues? I closed on my home September 16th and felt good about having a home warranty but boy was I wrong. First my bathroom flooded twice and so did my laundry room. When I tried to make a claim the first time my bathroom flooded they were not going to send someone out for 5 days. 5 days of not using the main bathroom!! I paid out of pocket (eventually reimbursed after my realtor got involved) for having plumbers come out to snake the pipes.
The third time we had a flood I tried to go through home warranty again because the expenses out of pocket were adding up. They sent someone to come take a look, these people literally showed up and I spoke to them for 5 minutes and they told me I needed hydrojetting and they do not offer it and left. That ended up being a $70 service fee call LOL so then I call ORHP and let them know I needed hydrojetting per the servicer they sent out. They told me they didn’t have anyone they could send so I could find someone on my own and they would reimburse. They made it almost impossible to actually reimburse and the poor worker from peaden was on the phone with them for an hour trying to explain the charges. It ended up being $2,000 and I only got reimbursed $1,200 - the service call charge! So I still ended up paying more out of pocket.
Now let’s talk about my AC. My Ac unit was too small and would not cool one side of my house (which has my living room, kitchen, laundry room, and office). I had 3 people come out for quotes and 1 of them was sent through ORHP. They all said the duct work was incorrect and the AC unit was too small and being overworked. The ORHP rep said she believes that this would be covered and to go ahead and submit a claim. I then had someone who worked directly in the HVAC department call me and tell me nothing would be covered. At this point I already had the claim and had someone being sent out to look at it. I had no choice but to move forward and get the duct work replaced and a new AC unit and now left completely broke and trying to figure out how to pay for everything with the mortgage and AC and plumbing issues that were unexpected.
My realtor again reached out and spoke to Nicole and explained the situation. Nicole called me and was so nice and said that she will look into all of this and will try to see if something can be done & get a reimbursement for the AC. I sent in all my invoices (it took me a minute to get them all) and now it’s been over a month and I have not heard back from her at all!!!! I’ve left countless of follow up phone calls and emails. I had someone on her team Todd’s assistant (after I reached out and tried to find someone to help me) contact me and let me know she sees my emails but she can’t help me because Nicole is the one working my file and she let me know Nicole is back in office and should be getting back to me soon. Well that’s been almost 2 weeks ago now.
I’m tired of being ignored this is a serious issue, I’m out over 14k and honestly wasn’t even expecting anything because that’s just my luck but I finally had a glimpse of hope when Nicole called me but the only thing I got was something else to let me down. So if anyone is reading this please do yourself a favor and do not waste the money paying for a home warranty because at the end of the day you will still pay for everything out of pocket so you’ll be out those expense + the home warranty expense. Oh PS they are still trying to send me an invoice for the service fee for the AC. So funny that no one can return my call but y’all are quick to send an invoice for something your servicer didn’t even repair. You will get your money when I get reimbursed or better yet the decency of a return phone call or email!

After buying our first house, ORHP was recommended to us by our realtor. A month after the purchase, we realized our main sewer line was cracked and reached out to have a plumber come over. The in-network provider ORHP sent walked away immediately on us, pretending that (permitted) construction we were doing on the opposite side of the house was the reason for the crack, even though it was nowhere near the sewer line. As we were in a bit of a rush, we reached out to an out-of-network provider who came over and promptly fixed the problem.
From that point, it was a long struggle to get ORHP to cover the costs, with ORHP doing their best to stall until we give up, going as far as asking for the most ridiculous details like the amount of gaskets used (it was a cast iron sewer line that was several feet long, and labor was 70% of the cost, how are a handful gasket going to matter? I still wonder). Clearly the point was to run us - and our plumber - out of patience. But we held on. And eventually, after EIGHT MONTHS, dozens of calls, and hours spent listening to their awful wait music, they finally came through and covered a little bit over 50% of the total we paid. We decided to take the money since it was a take it or leave it offer.
We reached out to ORHP for another plumbing issue, this time with one of our toilets, the flange was broken, causing the toilet to rock. They tried to send the same plumbing company which I refused, then sent another in-network contractor who decided the flange was fine (without looking at it, some kind of plumber super power if you ask me) but the floor wasn't level and that was it. Thank you, $75 for doing nothing, cool job you got there.
Calling ORHP, they send yet another (third!) plumber, who immediately decides the flange is fine (again, without looking at it, it's either Superman-level vision or some kind of witchcraft) and that the problem is the floor, then walks away. Both times, I was charged the Trade Call Fee even though zero service was rendered. Again, I reach out to an out-of-network provider, who comes over, takes out the toilet (the BARE MINIMUM that the others should have done) and sure enough, the flange is old and corroded, one of the screws is completely broken, and after replacing the flange the toilet is fine.
Of course I was never refunded the two Trade Call Fees I paid for no service - even though the plan details do say that when service is denied, a TCF is not owed. See, the trick is that the plumbers did notify ORHP that they provided a service, which was literally to come over to our house and then walk away without doing anything else. So in ORHP's perspective, since they ensure that their in-network providers are the absolute worst in the business, service was rendered.
We used ORHP on two other occasions when the people they sent were (miraculously) good. We were mixed on renewing the service, knowing that their list of on-network plumbers was garbage, but thought that since they came around we'd renew the plan and would just avoid using ORHP for anything plumbing-related. Turns out that ORHP did not like that they had to do their job as they decided by themselves they did not want us to renew. Sore losers, imagine that. Avoid this company at all costs.

We decided to use Old Republic Home Warranty based on reviews and recommendations; however the quality of service has dropped significantly over the course of the year to the point where when I reached out to our local representative for help and he explained he is equally frustrated with delayed communications and has since left the company.
In the midst of extreme Texas heat this last year, both our A/C units died and were needing to be replaced. ORHP sent one provider out who explained both units need to be replaced but he further explained he didn't have the units to replace them with nor did he want to do the work. YES, you read correctly, he openly told me he did not even want to answer the service call nor does he want to do the work! Then I called ORHP back with each phone call waiting approximately one hour to speak with someone who doesn't help very much. ORHP now wants to send a second opinion and in the interim I was advised by both the local rep and the rep on the phone to use a third party service and request reimbursement.
Since the second company ORHP wanted to send was scheduling 1 week out just to come and assess and we are without A/C in 110 degree heat, we decided to contact a third party and move forward as he was honest and ready to help us immediately. When we submitted for reimbursement, ORHP only reimbursed for failed compressors and not the units - this is a difference of a few thousand dollars to $15,000 we spent! We have tried to dispute the reimbursement and are met with no support, empty promises of a call back, and no resolution.
We submitted the work order for our A/C units in mid July and it is end of November and we are still waiting for someone to contact us to resolve our reimbursement issues. When I submitted feedback to the company recently, I received an email 2 weeks ago that someone will contact us regarding this matter and have yet to hear back from anyone. I sent the following email to Erin K. ** this morning. I will continue to update my review on Google and other social media platforms about my poor experience with ORHP until a resolution is met.
"I am following up to my voicemail I left you this morning. We are still waiting for a response from ORHP regarding our reimbursement. I have attempted multiple times via email and phone to contact you directly and the authorization department for resolution but have yet to receive a response. Instead we just are told you guys are waiting for a response from our service provider - All American Air. I know he has spoken with various reps about our A/C units and explained that both units were completely dead and needed to be replaced.
He provided exact failures but yet ORHP is not properly reimbursing us for the units being replaced. We tried calling the 1-800-858-4488 ext ** number my husband was last provided while our service provider was with us on Monday 11/28/22 but were meet with a dead end response of, "An email has been sent to Erin as she was the representative in charge of your case and she will contact you both in 24 hours." That was 2 days ago and neither of us have been contacted. We chose ORHP based on recommendations and that the company was known to be supportive and responsive. This has been far from what we have experience.

Stay away! If I could give them negative stars I would! Don't even know where to begin. The contractors they employ are sub-par and I am being polite: can't diagnose the issue to save their life and then no follow up, one week later I had to call from hidden number to have them answer the phone and when asked for status they hung up. And that was the 3rd company they sent. O.R. phone customer service is rude, and their word means nothing. So, if they tell you they will look into it and call you back, don't fall for it, they never do. Please, if you value your mental health, time and money, stay away!!!

We purchased a new home in July 2022. This is an older home that needed a lot of attention. We made several service requests on various issues in the home. Most service requests were denied, leaving us to deal with the issues ourselves. There was one instance where the service request was approved and dealt with in a timely manner to my satisfaction. However, I am deeply dissatisfied with this company after issues with a certain work order. We discovered we had a slab leak, and we placed a service request. The plumber who responded confirmed that we had a slab leak. ORHP stated that they would reimburse us $1500 of the cost to fix the issue. They deducted $75 from the $1500 payout for the trade call fee. However, I later received a bill for $75 for the trade call fee.
I called ORHP and they directed me to email their dispute department. I emailed, but never received a response. I followed up on the email a few weeks later. I never received a response, either via email or phone. Months later, I received a piece of mail stating that I have not responded to ORHP and that I am now in collections for the delinquent $75 trade call fee. I called ORHP again after receiving this mail, and they then explained that the $75 deducted from the $1500 was for labor to date, not the trade call fee. Thus, I still need to pay the trade call fee. ORHP was not communicative with me regarding this issue, and also accused me of not responding to them. I will not be renewing this coverage.

When our sink had a leak they told me to use an outside contractor since they had none available. They agreed to pay up to a certain amount. After I filed the claim they would only pay for 1/2 the cost although it came in under my allowed budget. The plumber said all the work done was necessary. They are looking for any excuse not to provide full coverage. I had switched to them from American Home Shield because often you do get to talk to someone in America when you call AMS, but at least AHS pay the claims.

This review is for our FL condo. Our Realtor gifted us ORHP Platinum Home Warranty. 2 months trying to get a dishwasher repaired properly. FL appliance repair co. installed a computer control board that worked sporadically then stopped working altogether after a month. Appliance repair co. would not stand behind their service repair. Said we need to call ORHP for new service visit approval. Old Republic wanted to start the process all over again which would cause us to keep paying for every service visit. After 3 months of nonsense we replaced the dishwasher. ORHP requested all receipts. Sent them. Now 2 months later 3 emails requesting status go unanswered, ignored.
A/C failed in JULY in FLORIDA. Old Republic booked service for 4 days later!! We called a recommended company in the area who came same day. ORHP paid for repair only after intervention from the Agent who sold the warranty. Awful. 1 hour wait times unless calling about a bill. Ignored our request for copy of invoice for 1st service on dishwasher. A+ rating with BBB??? That’s a joke.

Home warranty service is refusing to fulfil a lawful, approved claim. We submitted claim 10 months ago to repair/replace a microwave covered under our policy. They sent a representative to inspect, and he validated the claim. Since then, Old Republic has stalled fulfilling the claim, unlawfully. Most recently, they promised to send a check for $600 within 10 days, in lieu of replacing the unit. This was 2 months ago. They almost never answer calls. On 5 occasions I've waited on hold for 45 minutes with no answer. This company is a disgrace.

ORHP is NOT suitable for major appliance repair needs and they are awful at appliance replacement processes when service provider advises beyond repair. Late September 2022 Freezer stops cooling - tech advises bad compressor, replace compressor. ORHP says add freon. 22 days later, freezer stops cooling - tech advises replace compressor. ORHP say 20-30 days to determine repair or replace. We will let you know. How do you wait 20-30 days for nonworking refrigerator freezer? I spent $300 on dry ice for two separate failures and no one can tell me when it will be repaired or replaced.
Sadly, I have a second policy at vacation home. Same problem, October 2022 washing machine failed. Tech says beyond repair needs multiple parts. $600 or more to repair. ORHP say 20-30 days to determine repair or replace, and another 30 days to purchase deliver from their sources. The program works well for simple service repairs, toilet wax seal leaking, dryer hearing element, breaker failure replacement. Now that I have more complex repairs, it bogs down and I am left with a dead appliance 30 to 60 days. Service providers are SLOW, they partner with independent jobbers desperate for business. I asked a few larger providers and story is same. Bad reimbursement program. Slow to pay. Parts must be supplied by ORHP sources. Not worth the hassles.

For the first few years after buying our new home, Old Republic Home Protection (ORHP) was OK for certain things. For appliance repair and plumbing, they had providers in their network and they came out fairly quickly. However, in the first year in our home, our furnace went out on the coldest day of the year. After placing the service request, I didn't hear anything from ORHP, so I had to call them and follow up multiple times. They couldn't get anyone out to repair our furnace for a couple of days. Once, they sent out an incompetent plumber who replaced our garbage disposal, but didn't tighten it and water leaked all over the bottom of the cabinet. I told them not to send that company out again, but they did.
Recently, we had a problem with our air conditioner and they said they didn't have any providers in the area and I would have to pay for it myself, then get reimbursed by them. However, before doing that, you have to have the technician diagnose the problem and call ORHP to get an authorization code to repair it. When I called them to get that authorization, I had to hold for over 45 minutes one time, so I hung up and tried calling again and had to hold another 25 minutes. So I called the original number where I placed the service call to begin with and spoke with a representative and she transferred me to that department again. I'm still holding... I would NOT recommend Old Republic Home Protection.

My HVAC was broken in August and I had to pay for a part that was not covered. In September I got it broken again and I had to replace another part that was not covered by the warranty but the unit still didn't work. I had to replace the third part that was also not covered by the warranty. So basically nothing was covered by the warranty I was paid for. Contractors that were sent to my house wanted cash with no invoice so I wouldn't even have what was replaced/fixed. The HVAC still didn't work so I had to find independent contractor to fix it. Please don't go with Old Republic Home Protection warranty, they will not cover your home.

I am an active member and took home insurance when I got a new house in San Jose. Let me put it straight and save a few of your precious earned dimes; THIS IS A SCAM, DO NOT FALL FOR IT. I have been trying to get my HVAC UNIT fixed for the past three months, and all I have been doing is running back and forth, finding new contractors because network service providers are incompetent. I have the same issues with them for other electronics as well. PLEASE DO YOURSELF A FAVOR, DO NOT BUY THIS INSURANCE.
I am happy to answer any questions a new insurance buyer may have; I am planning to share my experience with the old title on a much larger scale so that I can save a few of you from this SCAM! THEY DON'T DESERVE A SINGLE STAR EVEN. They should be banned from being in service and return hard-earned money that we all have paid to them. I wish I could take legal action against them. ORHP authorized out of network repairs for 2 policies I have with them. I paid the contractors and submitted the paid invoices totally over $1100 to them. That started in July 2022. I’ve emailed at least 5 times, called and emailed management. I have yet to receive my reimbursement!

This company should be allowed to continue to sell warranty in CA. Claims are always denied and still have to pay $75.00 each time you file a claim. Had Old Republic home warranty for a year. Got it when I bought my house. My stovetop needs to be replaced but Old Republic denied the claim saying they do not cover this model. Total joke. I have to now buy a stovetop out of pocket. Why have home warranty if you can not able to get coverage. Will switch warranty ASAP.

I have been without an oven for 3 months and counting. A board was to be sent off and to be returned repaired in 5-7 days. Nothing has happened to date. I call daily and wait, like many others have said, for an hour to reach, for the most part, a pleasant but not helpful CSR. The CSR have no authority or information regarding a resolution. I was told multiple times that a manager would call me back. Never happened. I filed a BBB complaint, escalated to the corporate Old Republic office and still no oven and no follow-up. I did receive a call from a corporate manager, Ali, who assured me he would follow-up and call back. I have left Ali 3 messages and no call back.
I am truly at a loss at how this company stays in business. My warranty was given to me when we bought our home, I am sure they will be calling for a renewal in December. LOL. Bottom line, set your money on fire before entering into an agreement with Old Republic. I am beyond frustrated and going to buy a new oven since this company is absolutely useless. Thank goodness it was not my air conditioning. One of the most frustrating experiences I have EVER encountered.

Worst possible service. There is no call back option for their authorization department, where the wait time is 1 hour every time I call. Staffs in authorization dept were so rude and even hung up the call, unable to answer questions. Really frustrated after waiting for 1 hour. And their plan finds every loophole to avoid services, like they don't do service if part is under manufacturer warranty. Definitely not recommended. I have placed service for Ac repair once month back and still waiting to get it fixed.

Had an problem with my central a/c and was referred to use one of their HVAC contractors. Upon looking up the reviews on the contractor, all I found was scathing reviews showing how unhappy customers were with them. I requested using my own A/C contractor and had to wait for 'authorization' on a $1,000 job to replace the blower motor. After days of waiting on-hold for 1+ hours each time, the authorization came through for only $325. She said that is THEIR cost and would not pay a dime more. Such a scam. Looks as if I was being punished for not using their '1 star' HVAC contractor. So if you're looking for a Home Warranty company, skip Old Republic Home Protection. (Even if it's 'given' to you by a Realtor in the purchase of a home.)

Misleading information from numerous ORP personnel led to confusion, frustration, and questionable financial responsibility. I purchased a seller's policy for coverage when my husband and I decided to sell our home (seller's policy #**). Our Realtor suggested the seller's policy, and we complied. We have now negotiated an offer, and the closing should occur within the next couple of months. However, shortly after putting our home up for sale, one of our A/C units failed. It had cooled the first-floor bedrooms (3) and a bathroom. Unfortunately, potential buyers often commented on how uncomfortably hot that side of the house was, and this aspect contributed negatively to their visits. Please examine your internal records to confirm when I called to place the service request, when a technician examined the unit, related events, and numerous telephone communications, all of which involved my being placed on hold for several hours.
I was told the additional ORP $70 A/C option would fully cover any necessary repairs or replacement. The ORP-assigned service provider charged me $100 for his initial visit, and then said we would have to pay $950 for a new unit. When I called ORP for clarification, one agent agreed that we should have no payment due; ORP would fully cover the new unit. In a subsequent series of telephone inquiries, I was told by several agents that we would owe $950, and then an agent said we would owe $1,643. Why did I receive such an array of answers to a simple question?
Finally, I still believe our seller's policy should have fully covered the repair and that no additional payment was due from us. Please review this situation and reply at your earliest convenience. The technician is scheduled to install the new unit on August 8. Thank you. ———— I believe I should receive a refund of $1,643, the price I paid for an A/C replacement that should have been covered under the optional A/C coverage I bought with a seller's policy on my home (seller's policy #**).

Since visiting this website looking for reviews for ORHP aka Old Republic Home Protection, I am glad to report you're not alone re: a/c issues. Have been a satisfied user in the past until this summer when my a/c compressor gave up due to extreme heat early in July. Granted the unit was probably the original one when the house was built (1993) so it probably reached its lifetime. The service provider came on the same date I placed the request which was on a Saturday. I was surprised by that (still works so I thought). After verifying the issue he gave the option to go on a full a/c replacement (outside unit) which the max covered amount would be $ 3,500 and the rest $6k would have to be paid upon completion. Said no since not in position to put down this kind of money. He said it would request the parts for replacement but warned me that it would take up to a month due to parts shortage (well know issue across the board).
To make the long story short. My agent which is also a friend, made several excuses that he was attempting to contact "corporate" to get a service status, to no avail. Found out today he left the company! OHRP is overwhelmed with claims (particularly a/c related) and can't keep up with it. Also learned that ORHP also sources replacement parts themselves (makes sense since it has buying power). But all the above it's not an excuse to ignore clients and keep them in the dark. I suggest everyone with existing issues go to small claims court and their attorney's attention. I am sure Texas judges will side with us. They know how hot it is here!

They put in a work order. You get charged 75 out of pocket for every work order. They pick the worse possible service providers. They come to your home and don’t know what’s wrong or say they can’t fix it. Waste of money.

Do NOT pay for a warranty through Old Republic. I should have learned my lesson two years ago, but if your repair is for a major appliance like an air conditioner, you go through an EXTENSIVE process for (1) approval of the repair and (2) ordering of the part. In the middle of this Arizona summer, and while my repair is approved, I'm at the end of a 2-week long line for purchasing to order the part on behalf of my assigned service provider. Oh, and if you want to talk to a customer service representative, plan for 1.5 hours of hold time...I make this call daily to check on status and my best time is 1 hour and 19 minutes. There is absolutely no prioritization of repairs for something as critical as air conditioning in Arizona vs a microwave oven. Just get in line and wait. This will be my last year with this warranty from Old Republic. This identical month-long scenario played out in 2019 and apparently I didn't learn my lesson the first time.

On June 1 2022 my AC froze up. I called Old Republic to inform them. They assigned me a service provider (Home Maintenance Pros) and was informed to call him. I did leaving a voicemail. He texted me 15 minutes later asking me to text him which I did. He came out on June 4. (Saying he didn't work on the weekends.)
Freon was added and the outside condenser was cleaned. 11 hours later it froze up again. I called on June 5 2022. On hold with Old Republic for 55 plus minutes before someone answered. They notified the service provider AND informed me to call the service provider myself to ensure quick response which I did by text. He won't answer phone calls. I was informed to turn the unit off until he got there. On June 7th he came out after 5:00pm. The inside and outside units along with inside coil was tested for leaks determining the inside had a large leak. Home Maintenance Pros informed me the part would have to be replaced.
On June 9 with no AC I called Home Maintenance Pros to check on part, He told me to call Old Republic to see if they ordered the part. Which I did. On hold for over an hour while I was at work when they finally answered. I was informed the part was ordered and I would be notified when the part came in. June 10, I texted Home Maintenance Pros to check on the part. He said he hasn't heard anything, for me to call Old Republic. Upon reading the text I dialed Old Republic. On hold for an hour and 11 minutes before someone picked up. I had to go thru my whole scenario again, they informed me it was processing. STILL NO AC HEAT INDEX 111. INSIDE MY HOUSE 90°.
June 16 I received email stating my part was in and ready to be picked up. I texted service provider. He texted back ...the next day informing me he went to supply store.....They ordered the wrong part. He told me to call Old Republic. I AM THE PAYING CUSTOMER... I SHOULD NOT HAVE TO GO BACK AND FORTH TO GET SOMETHING DONE ABOUT THE AC THAT IS COVERED. I actually paid extra to have the AC covered. Platinum coverage.
June 16 I call Old Republic. On hold for 1hr 17minutes. They answer. I go thru my senario again. This man informed me mistakes happen and part will be reordered. Long story short...It is now July 17. Still no AC. I called Old Republic and texted Service provider every other day since June 16 waiting on hold for an hour easy every time.
July 13 they told me the part was ready for pickup...no email ...no notification from service provider or old republic. But they will put me on hold and call service provider. I texted him while I was on hold to tell him to answer the phone they are trying to call him. I am doing all the back and forth communications. The service provider told me he hasn't heard from Old Republic. He finally texts me back saying he will pick part up the next day. But the soonest he can be at my house is Tuesday July 19. OMG is this finally going to end? NOT ...
On July 15 Friday the service provider texted me informing me regretfully that the wrong part was ordered. AAARGH!!!! I called Old Republic getting a message to call back during normal business hours. SOMETHING MUST BE DONE ABOUT THIS COMPANY. AND THE WAY THE CUSTOMERS ARE TREATED. Still without AC ...June 5 thru July 17...Waiting 'til Monday to call them back. UNHAPPY CUSTOMER.

As a recent home buyer, I purchased the Old Republic Home Protection plan. The plan coverage seems reasonable and was recommended by our realtor. We have used the policy several times in the first year. The biggest problem I've encountered is making contact by phone for an existing claim where contact has already been made with a service provider. I have not been able to make contact with the company and after several phone calls on hold for 30 minutes to an hour, I gave up on making contact. There is another problem in that the limits of liability are so extensive that I've not been able to get claim support on an item that I believe should have been covered. This limitation may be included in all similar policies.

Old Republic charges a lot of money but deliver the minimum amount of service. 2 weeks in and I am led to believe that my air conditioning issue would be resolved. Shuttling me, a paying customer, back and forth like my issue is a hot potato is very unprofessional. Old Republic was not able to timely resolve the service due to lack of communication between the CTR Service, Old Republic, and me the paying customer. I do not recommend Old Republic if you value hard earned money and quality of service. Get someone else or just put away into savings what you'll need if you need repairs in the future. Old Republic appears to train and encourage their Employees to be rude to their Customers. As a Realtor, who have sold hundreds of these plans to my Clients over 18 years, I have only had the pleasure of speaking with the rudest most condescending Employees of Old Republic as a Customer, and the young lady named Kendra that I spoke with this morning is definitely in need of training on how to deal with Customers and how to curb her “smart mouth” and negative attitude. In the meantime, it’s been 12 days since they sent an HVAC company out who discovered a leaking coil that is dripping water all day every day upstairs, with a projected additional 7 days (I’m definitely counting ALL DAYS not just Business Days) to wait for them to send them back to fix it. For further reference: we are dealing with weather in the triple digits.
Update: It’s Friday July 8th repair still hasn’t been made. No update from Old Republic or the Contractor in over 10 days. I’ve been emptying a container of water and replacing wet towels daily since this issue was discovered. We are in over 98 degree weather daily.
Update: Monday July 11th, can't get through to anyone by phone after an hour wait!

Was always happy with Old Republic Home Protection (ORHP) until this year. (Have had them since we moved into our house in 2018.) We are at three months of no AC because ORHP has not approved a replacement unit for us until today, meaning we will go through another weekend of over 100 degree temperatures. I wrote a letter to the ORHP President and he had someone call me back stating that she would now handle the process in late-May, it ended up being transferred to someone else at ORHP claiming he would now be handling the process in mid-June. He seems like he is pissed when I ask him why it is taking so long. Let's just say that I am beyond upset!

I had my refrigerator repaired in April. The refrigerator quit working in the first part of June. Same problem but I still had to pay the $75 because it was more than 30 days despite being the exact problem. They assigned the repair to the same company at the beginning of June. The same problem occurred which is the fan in the freezer gets completed coated in ice. The repairman told Old Republic that he could not fix the refrigerator after two attempts. They sent a new company out and he said he was ordering parts. It has been over a week and he does not answer the phone or answer texts over the past two days. I have been without a refrigerator for almost 3 weeks. Service from Old Republic is abysmal at best.

Peggy (Client Customer Services ext.**) They (Peggy) who was referred to me after numerous attempts to contact someone, assured me my claim would be approved after it was finally determined that my $3000 built in microwave could not be repaired. (Btw, that Arron person who supposedly responds to reviews, IS A ROBOT!)
1. Was told my claim would be paid $2284 -less $800 in attempted repairs. Check would be issued. Then CRICKETS. 2. Peggy ‘called’ and was told I would have to buy our replacement microwave at full cost, THEN submit the receipt for a ‘REFUND CHECK’ less -$800, with no more than $3000 spent!! (Wait more months.) 3. I called back, left 6-messages, saying this was unacceptable due to changing the original resolution in #1. I also reiterated that since I paid for $800 in repairs I am entitled to those recipients,..right? CRICKETS FOR TWO WEEKS. #4 I called again & left a message that I was now at the end of my rope. That in one week I would initiate the following if no one called me (even though I still call almost every day).
A. File a police report for ‘Theft by Deception’ under GA. Code 17-10-3.B. File complaints with the Better Business Bureau w/ copy of police report.
C. File complaints with the Georgia Insurance Commission w/ copy of police report.
E. File every kind of review on Old Republic to warn everyone of their tactics & their ‘slow walking’ of the claims process.
Don’t get me wrong, I have tried everything under the sun, prior of the above demands from me to resolve this at the lowest possible level. I’ve talked myself blue leaving dozens & dozens of messages in trying to resolve this one issue. I have tried talking to different supervisors, agents, anyone who could help us now going over 5 months. I’m just put on hold for :30-:45, sent to a department that is in after hours, click goodbye. Do yourself a favor, DON’T BUY AN OLD REPUBLIC CONTRACT.
Original Review: Sorry, but this is what I encountered. I’m at the end of my second year with my renewal contract after I bought my home. When I renewed, I requested the same coverage I had the first time from our Real estate agent that Included a large in-ground pool. Come to find out, that didn’t happen and I have a pool pump motor seal that is Leaking and going bad, not covered.
I’ve had several service claims. It is very difficult to get a live person. They’re online requesting it’s OK, but after that they don’t update service calls online.It took me a week one time to get a hold of a live person, but on average it takes several hours for somebody to pick up the phone. But this is the kicker, and the reason I am not renewing: I have all Jenn-Air appliances in my kitchen. My Jenn-Air $3000 built-in microwave stopped working initially due to the touch panel not responding, this occurred April 20, 2022. It took four more visits, three boards replaced, and they still had to come back & take the unit out of the home and bring it back to their shop. I was constantly told they would deliver it fixed on Wednesday or Thursday to install over three week period. I am now in my 4th month of trying to get my microwave back fixed.
I finally requested a manager at Old Republic to call the TechLogix repair people, because I was getting the runaround and slow walked. They finally on July 1 gave me a resolution to replace the $3000 microwave with a convoluted set of rules that is based on what they think the microwave is worth. I am sitting here waiting for an email authorization that is supposed to take 10 days. I will probably only get pennies on the dollar for a first class built-in microwave. Needless to say that was the final straw. I have a big hole in the cabinet where the microwave was and no guarantee I’m gonna get anything comparable to what was there.As a side-note, their contract is convoluted, wordy, and does not spell out exactly what you are covered with, but lists everything that could be covered, crazy. I’m done.

This company is by far the absolute worst company I have ever had the displeasure of working with. I have filed multiple requests to have my air conditioning fixed over the past 10 days and not one person they have dispatched has come out and fixed it. Every time I call in, I am on hold for over an hour. Then when I finally do get someone on the line, they tell me someone has been dispatched and will be with me soon. It has been 10 days and I don't have working AC in the middle of summer. I have 15 local contractors ready to come fix it right now. Allow me to hire my own contractor and pay the bill. This company and its 'service' are absolute garbage. The contractors they work with are terrible with little/no knowledge about their trade. I wouldn't recommend this company to my worst enemy.

I had to replace the water pressure regulator as it was faulty. A couple of service providers came but all of them were very unprofessional. They took days and days to respond. When you wanted to talk to plumbing dept. to check status, they never answer. Very frustrated. I have put the claim three weeks ago. Still work was not done?

I was given this warranty on the sale of my house. My suggestion would be to tell the seller or realtor to write you a check or take off the price of the warranty from the price of the house. They are not the absolute worst, biggest waste of time and the people that they have sent out to fix haven't fixed anything. The best they have done is makeshift work and my ac still has a leak, my toilet still runs and their customer service is an exercise in futility. Total waste of time and effort. Do not expect these people to do the right thing unless you go the extra mile. They are again and I can not state this any clearer the worst.

Before considering this company, try calling their Service Request authorization phone number. You’ll be on hold for an easy 45 minutes before someone picks up. After passing you along, each of not helpful and a little choppy, you’ll get nowhere. I wouldn’t recommend this company to anyone. Waste of time and money. I always thought a home warranty was paramount when purchasing a new home. You have peace of mind at closing, that’s it! If you need any after that, good luck.

Complete SCAM! DO NOT use Old Republic. They sent someone to my place to service the water heater for $75, who literally walked up to the water heater, take a peep and left. He said he will come back next time to fix, which never happened. I was then billed for nothing. I tried to call their customer service so many times but was never answered. Their customer service doesn't exist at all except for payments and renewal. Total mistake and a huge waste of money.

They send incompetent people and nitpick over details. Got better results using my own network of people. Example: plumber said my hot water issue needed a part, then never heard from anyone. But the bill kept coming. I hired my own plumber who merely made an adjustment (no part!) and it was done in minutes. And they have the worst customer service. Just try getting ahold of anyone on the phone - hours waiting.

The next day ORHP said the service is now complete and we have to pay $75 service call. We called ORHP on (800)972-5985, waited for over 1 hour on the phone for someone to pick up, no one did. Updated on 09/24/2022: I purchased this insurance and my refrigerator went. After what took forever and making a complaint to the BBB. Finally they offered us money rather than replacement, but for just a few hundred dollars we replaced it, although we had to pay the full price out of pocket and it took them about six weeks to send us the check. Now the microwave went, built-in. The repairman recommended replacement rather than to fix it because the parts would cost almost as much. So far three weeks have gone by and we are being told they are having issues getting the parts. Wonder why. We should have gotten a new one and we would have a microwave. Three weeks still waiting. Can you go without a microwave for three weeks? Me either. I don't know how they get all the good reviews on their website. This company sucks. They are difficult to get ahold of anyone to complain to about the poor service. Don't waste your money.
Original Review: I moved to Florida and purchased an older home. Regret. On the advice of my Realtor, she suggested buying a home warranty and suggested this company. Told me how she bought one for her daughter and how great they were and her daughter had several things go and they were all fixed or replaced. My refrigerator was having a problem. We called and it cost $100 for service to come. He told us it was not repairable, that he would send a report. He never did send it until I threatened him with putting a stop payment on my check. Mind you, this is after calling this company many times, waiting sometimes more than an hour for a person to pick up. This was numerous times. The only time they answer quicker is when you call to report a problem. But to follow up, then you wait hours and hours. They tell you to go to the website which gives you no information other than to say pending.
So finally when the service guy sent the report after me threatening him, I call them up thinking, great, I am getting a new refrigerator. Nope. Oh, the part that broke is not covered under the warranty. What???? I mean, I bought it because obviously I know nothing about the house or appliances, how old they are. I have a rusty hole in the back of my refrigerator. I thought it covered if it breaks, we fix or replace, period! What a rip off. All these realtors around here push this crap.
I am going to file a complaint with BBB and send them a consumer protection letter, but it will probably be for nothing. I mean, they are selling a home warranty. Nobody told me I had to read what they cover or don't cover for every single possible thing that can go wrong in a house. I mean, that is ridiculous. I consider this false advertising and I also blame the Realtor. Now after spending money on the house and spending money on updating, now we have to spend probably $4k on a new fridge. I am so upset. Lesson learned the hard way, I guess, so I want to warn others. Stay away. Just buy a brand-new house.

I am predisposed to insure everything, but Do Not Use the OLD REPUBLIC HOME PROTECTION Company, Inc. Our experience with the first call after purchasing a $650.00 agreement 3 weeks ago was that when we tried to hook our new washer and dryer up and couldn't get the water to flow out of the valve, they kept us waiting on the phone for over 2 hours on hold to talk to the dispatcher. Then after finally getting the dispatcher (**) on the phone, she indicated the valve repair is not a covered expense - citing in small print the "washer box" is not covered.
The "washer box" is apparently a reference to those hot and cold water valves that you turn on and off when you connect or disconnect a new washing machine. Note: The fine print of what is NOT COVERED on our policy under plumbing is longer than the list of what is covered. So, not only do you need to be a plumber, or electrician or contractor to know what is really included in this expensive policy and what isn't, you should be prepared for disappointment after spending hours on the phone waiting for someone to tell you that you will have to go pay for this yourself.
We hired a plumber to come out and do the repair for us, for $350. Insurance companies that charge this much - $650 - should not have exclusions for valid home repairs. But I guess they have tallied all of the repairs that happen to new homeowners, and put in place an algorithm that lists the common issues as not covered. They always make their money, now I know why, terrible service, and terrible policies that protect the company, not the homeowner. I would cancel this policy, but my husband says we should keep it for something really important. So if we ever need to call again, I'll be sure to give myself a few hours to wait, and try to set my expectations very very low.

My plan was purchased by my realtor and right after closing a out 1 month later my entire HVAC system shut down. They sent someone out to look at the situation and see if it's covered in my policy. Meanwhile HVAC system is on my policy. He then reported to them that I hadn't used the system at all therefore it wouldn't be covered under my plan. Smh. So they denied my claim. How would I know it stopped working if I wasn't using it! Just horrible! They came up with so many excuses not to accept and fix my system! I wish I could give them a 0! Please don't use them! They are useless!!

Old Republic DITCHED ME for USING my policy my first year because my claims totaled more than my annual premium. Although Old Republic did pay most of the claims I made, this is my first year using them. My real estate agent got the seller to pay for this Premium coverage in escrow, so I have no history about this house I just bought last year. It is not that old, built in 2004, and has a new 2017 kitchen.
I was just notified that ORHP is DITCHING ME and I CANNOT RENEW my home warranty, because of "excessive claims". That is what you buy home warranty "protection" for, to avoid having to pay for repair expenses when things break. But then they DITCH YOU for USING your home warranty? ORHP ONLY wants you to NOT get your money's worth, by refusing to do further business with subscribers who are "are using their home warranty" when their claims total more than what the subscriber paid in that year. In otherwords, ORHP only wants to keep you as an ongoing customer, IF YOU LOSE money by you paying more in premiums, than what you get out of in repairs, as a subscriber. So keep that in mind, when you decide to pay their annual premium "to save money on repairs".

Submitted a claim in Feb 2022 on the 23rd for ac repair. The service provider denied the request claiming improper installation. All previous repairs on this ac unit was done through providers sent by ORHP. So basically you don't know if the service providers sent by ORHP are doing proper installation and to have another service provider through ORHP to deny repair.
To contest the denial I have called several times. Once you get through, they will tell you several things - waiting on pictures from service provider, waiting for supervisor to review the details. After several calls, ORHP sent another service provider to review. The new service provider also denied the request. After several calls again to ORHP, on March 24th ORHP says we are covered in the Platinum plan and will approve the request. The customer service process could use lot of improvements. Call wait times are quite high, with usual wait times of around 45 minutes. Every time you will end up talking to a different agent, to whom you have to explain the entire service request details again. Overall very bad customer service.

My plan was purchased by my realtor when I bought my home. A month or two after I moved in I had a problem with the guest bath shower, called for service and was told they had no service person in my area. Ask if they had any repair personnel in my area for any repair under my plan and was told they did not. If you don't have any repair personnel in an area how can you legally sell something you can't provide by law. They should have told my realtor they could not service my plan but they made money and I am sure he made money in this transaction and I was the only one who lost on this plan. I will near do business with this company again or the realtor I used either. They both are untrustworthy and unethical business people. I don't know how either one could do business legally.

Where do I begin? So called them because bathtub hot water side would not work on 2/23/2022. Guy the sent to fixed kept saying he was coming but never show up. So my wife called them to change person. They did. New guy tries to cancel through text. We did not reply so he called. We told him, "Hello we are here waiting." He says, "Oh ok I'm on my way." We bought new faucet just in case we needed one. He said, "No no. It's just the valve. I will take it to get right one." Well we did not hear from him for a week. We had to call him. "Oh yeah I got it. Will be there on Friday 3/11 to fix." So he comes in and says, "By the way did you see the screw?" That was in the part that he took. Wow. "No we did not see it. You took everything."
This man lost the main screw and now he can't get hot water to turn off in tub. OMG. He had to turn my hot water off to whole house using the water heater. So he promise to come early Saturday morning after he purchase new screw because it's only at one place not Home Depot or Lowe's. He claims they did not have it. Saturday morning he never comes. We call him at 1 pm. He says he can't find it nowhere. Wow. Remind you we have to turn hot water on. By water heater with hot hot water running in tub if we need to shower, wash our hands, clean dishes. He says he will call Old Republic to see what he can do. They call my wife and say they won't be helping because they don't cover part he lost then supervisor says, "No no. We will just pay him to put new faucet in." Thank god but he can't do it until Monday.
On Monday at 10am we receive call from Old Republic. Guy name Max says, "We are not doing anything else for you with that tub." He says guy they sent said screw was never in there to began with. Really he was the only one who worked on tub. "Well if he made the mistake then you need to talk to him because we do not cover his mistakes." This is the worst company ever. PLEASE BEWARE!! Do not trust the "service providers" they send to your home. Uneducated and unprofessional and Old Republic Home Warranty will not assist you in any way if there is an issue. All issues must be resolved by the homeowner. Why is it the homeowner's fault as I was trusting the person THEY sent to my home through the policy that was held through them. I am a first time homeowner and literally got the run around from them since May 2021 when I had their plumbing technician sent to my home. After months of trying to track down this "plumber" after the water heater was installed and having multiple other service technicians saying it was this problem or that problem, I contacted a reputable plumbing company in town and my problem was diagnosed immediately.
Not to mention I was being charged a trade service call each time one of these incompetent people were sent to my home. After months of back and forth I finally had the proper tankless water heater installed - 9 MONTHS WITH NO HOT WATER IN MY SHOWER and over $5K later. OR did "waive" the remaining $285 worth of trade call fees (as they should because no one knew what they were doing) but again claimed no responsibility for any of the disruption of my home and work life since moving into my home. Their policy is a joke and complete waste of time. You will be much better off with no home warranty and contacting reputable companies on your own.

It has taken me over 8 months and 3 complaints to the Better Business Bureau and one to the California Department of Insurance to get (not fully) reimbursed for repairs to a home spa. ORHP will lie to you over and over how they "lost the paperwork", or " lost your address" or just about any excuse they can think of to delay payment and infuriate you. I have never had a worse experience dealing with any insurance company. I have no idea how they stay in business.

To start, let me be clear this is NOT about the independent contractor ORHP sent out. My problem is with ORHP's crazy procedures and inability to expedite anything. I Contacted ORHP for a repair to kitchen exhaust fan and dishwasher. It takes about a week but the independent contractor came out and could not repair the fan and had to order parts for the dishwasher. About a month and a half later, the parts and replacement arrives and the independent contractor comes out to complete the job. Everything done well on his end.
A day later the dishwasher stops working and ORHP has to send the contractor out again to look at it. It's dead and a new one has to be ordered. It takes about a few days for the independent contractor to file a report with ORHP, but once he does, they come back with a comparable product to be purchased. Of course, their email states that once it is ordered, it will arrive within 10 business days. So, a few days later I call ORHP to follow-up and make sure it has been ordered. Thankfully, it has, BUT (there's always a but), it isn't scheduled to arrive for another 34 business days!!!! Maybe it'll arrive earlier and I can contact the service provider to come out and install it. But I doubt it.
Look, I know it's the pandemic and supply chains are **, but this is ridiculous. Here's what pisses me off: 1) this company has poor customer service and simply won't tell you the status of your situation on their website or even send you an email with important updates - you have to make the call to them and hang on hold for nearly an hour; and 2) what they do send you misrepresents reality. So, it'll be over 3 months without a dishwasher when I likely could have just gone down to Home Depot, purchased the same damn dishwasher a week ago, had it delivered and installed today and saved myself another month and a half of frustration and high water bills.

My realtor provided me with a free trade call coupon upon purchasing our home. I submitted it three times with the invoice, but they still deducted the fee. When I called about it, they said, "Sorry, use it on your next repair." EVERY time they still deducted it. Now my home warranty has expired, so I'm sure I'm out of luck on the $75. We opened a claim mid September 2021 because of our single gas wall oven door wouldn't close properly. Orhp sent out a tech and said it's not repairable, so it will be replaced. Dan (purchasing) from Orhp sent me an email 9/29/2021, asking if I would like cash offer for 1k (including replacement and installation) or replacement of a GE Model#JGRP20WEJWW (Orhp selected this model and this is the only choice that they gave me). We decide to go with replacement because you can't get anything that's decent to be installed for 1k. Dan said the oven will be delivered in 2 weeks and we need to find a installer to install it, which is fine. Oven didn't show up in 2 weeks, so we called again (50+ mins wait time). They said it will be deliver the end of November 2021 (2 months). We waited, and it's now 11/30/2021, we called again today. Dan said it will be delivered December 2022. YES, 15 months of wait time for an oven replacement.
I called again (50+ mins) wait, they basically told me to just take the cash offer. The replacement they promised is GE single 24" gas wall oven, where can I get one for 1k? I told them to find me another replacement. They refused to assist me. The rep told me the cash 1k offer is my only option. I asked to speak with manager, she said she will put in the request and have a manager call me back. This is ridiculous, I had my policy for at least 10 years, now I think I need to find other better home warranty service.

I had Old republic home warranty for years… Had a few repairs and it was fine. 2021 however a dishwasher in a rental died. I called Old Republic and it took them two months to get a replacement as mine was not fixable. The dishwasher I got was like a baby version to a normal one. It is 5 inches shorter and 5 inches narrower, so I had to have it custom installed. To my demise I noticed too late that none of my dinner plates fit it into the washer nor could I put in a pot or a pan because the inside is super super small. So eventually I will just toss it out and have it replaced with a normal size one… Needless to say I will never buy a home warranty again.

We submitted a claim in September for our broken built-in Microwave. They sent out the first technician who ordered 2 rounds of parts - each set took more than a week to get in before he stated it could not be repaired and he would recommend replacement. ORHP did not like that so they sent a second technician. He ordered more parts - it still did not work. He stated he would recommend replacement. They ignored this and sent a THIRD technician who we have still not heard back from about scheduling a visit. almost 2 months later nothing has been fixed. The representative stated that none of the other repairmen were certified to work with our Microwave but the third one is so they will wait and see what he said. This warranty is a scam and a waste of time and money. They will literally string you along for months until your warranty runs out. Horrible way to run a business and a major source of frustration.

Without a dishwasher for 3 months. First they sent a technician to see what was wrong and charged me $100 diagnosis fee. Service provider said that it needed a new switchboard, even I knew that it would not work because my dishwasher is an older model and discontinued. Switchboard took 5 weeks to arrive and service provider still couldn't fix it. Service provider made its money by ordering an expensive switchboard that would not work and labor, washed its hands and completed the service with the conclusion that dishwasher needs to be replaced.
ORHP never called back to communicate the next steps. I kept calling them to check on the status. Reps are nice and friendly but not helpful enough. Their hands are tied. The authorization department is the problem. Still waiting on them after 2 weeks to find a match to my broken dishwasher that is no longer manufactured. Supposedly they will send me the replacement options and I am still waiting. I will not renew my coverage policy with this insurance company. Not worth it. I could have gotten a dishwasher which would cost less than the premium I pay for this coverage and the stupid diagnosis fee.

This company is borderline a scam company. We had fire damage to an appliance that was **covered** by the insurance policy. The insurance sent a technician out who confirmed the fire damage - they did not like that, so they sent a second technician out. The second technician stated that despite the fire damage, the appliance still turned on, based on which the insurance denied the claim. Imagine if you drove your car and it caught fire. You file a claim with the car insurance company, but they insist that the car still turns on and deny your claim. These people should be in jail.

Our just purchased home developed a slab leak. I was super happy to find out that our realtor had included a home warrantee with our purchase. ORHP was quick to send out an in-network plumber but he did not wish to do the fix. I have a plumber that I've worked with before that has done good work so I asked and they approved him. I submitted the invoice June 21 and as of Oct 15, I'm still going back and forth (and every time I have to call it's 45-60 minutes on hold). Today I find out that they can't call the plumber to get the required verbal work report, the plumber has to call in on the same line that I call which means in order for me to get paid, the guy that's working his butt off 11 hours a day, 6 days a week has to take an hour on hold between 8-5 to submit a report so I can get paid. I wish I could give zero stars.

If you are buying a new home and the seller offers this policy, ask for another carrier. The policy is worthless and if you have a claim, good luck getting the policy to cover the cost. I had a refrigerator problem. It was never fixed correctly and once the policy lapsed, Old Republic would not allow the service-provider to come back and fix properly. Instead, they wanted to argue with me about how I must understand that they have to run a business. What a scam!

Old Republic is the WORST company I have ever dealt with. Our A/C has been out since August 18th and I put in a service request that day. It is October 5th and we still have no A/C. When I call I get put on on hold for an hour. It took forever for them to decide what to do, then ordered a part. Part was shipped to service provider and it was the wrong part. It has been a month since that happened and they still have not sent the correct part. It is HOT in Alabama in August and September!! No A/C. I would never recommend this company and I will tell EVERY real estate agent I know to never recommend them again. Social media barrage is also about to commence. Unacceptable way to treat a customer. They also keep sending me emails trying to get me to renew. HAHAHAHA A HELL NO!!! Worst experience I have ever had with a company.

My air-condition broke down almost one month. Old republic agent called me every week and gave me different information. First they told me AC has been ordered to wait at least 10 business day, then they called me stating the company who supposed to do the job. Their office closed and referred me to different company. Now they stating to contact York for warranty. York told me they don't have anything to do with it. This company is very bad and please do not buy warranty from them.

This warranty was bundled in my home purchase, and so far it is demonstrating worthless value. My A/C went out during a heatwave shortly after moving in. While I have found warranties in the past from various sources so narrowly construed they are not worth the paper they are printed on. This is the case here. I called and was told:
2. I would have to call an outside contractor with the first $500 preappoved.
3. I would have to pay out of pocket and submit for reimbursement.
4. Even though I had to do step three anyway, I would have to get prior authorization for over $500.
All of this seems reasonable on the surface; however, it is not so simple. When something breaks, it is usually when you need it the most. Unfortunately, OHRP defines terms like customer service, timely manner in their own ways to justify a poor business model that is still leaning heavily on the pandemic (but only to their benefit) to deny claims.
My contractor came out, stated the A/C unit was beyond repair. I tried to get service on the phone to get authorization (while the contractor was there) and hung up after 20 minutes on hold. I called again and was told they needed to speak with the contractor. I asked if I could submit the work order by email and was told no. Flat out no information in writing. They would only accept verbal request. They would call the contractor and I could wait. I couldn’t wait for health reasons. I needed the repair done.
Since I was told I had to pay an outside contractor upfront irregardless of approvals, I had the work done and submitted my paperwork. Mind you, this company does nothing in writing (because they say it is all in the contract). They do not provide any claim forms detailing the info they need. This gives their agents a reason to be condescending if you actually get one. And they feel perfectly comfortable with their wait times (which could actually be avoided with better web services, but you know, pandemic). Have I gotten reimbursed at any level? No. Would I ever buy a warranty myself? No, and if you are going to, find a better company than this.

We recently bought our home in Arizona, the 4 ton AC stopped working right away. We contacted Old Republic, after waiting on line for 40 minutes they sent out a repair service. The ac has had 4 or 5 problems, each time they charge us to come out. Repair service told us that the unit needed replacement not a "bandaid", each time the ac quit working just hours after the repair. The last repair was $6,000 and still no working AC. It has been 3 months without AC and we live in the Arizona desert. This is unacceptable! AC company recommended replacement but Old Republic prefers to fix 1 issue at a time, costing us hundreds of dollars in service calls. And the customer service is rude and sarcastic. Would not recommend Old Republic for home warranty service.

I called ORHP to report A/C problem. THEY SENT AN A/C guy who fixed something but it broke again that night. He recommended an electrician. The electrician replaced a circuit breaker. A/C broke again that night. I tried calling Old Republic Home Protection but no one would answer the phone. I called the A/C guy directly but I think ORHP should be better at customer service. After all that is their only service. They don’t actually fix your problems they just call someone else. Answering the phone is their primary responsibility. That is why I gave them a poor rating.

Our issue with our home began on June 17th. I put in the work order online, which was simple to do. We were contacted by OR about the issue and a plumber was dispatched to our home. After it was determined that this was an emergency, I contacted OR to make this a priority, meaning the plumber would come out in 24 hours instead of 5 days. OR neglected to send the paperwork right then, but the plumber was able to come out late, on a Friday. After the diagnosis, we still waited almost a week to find out what would be done. They needed us to approve our out of pocket costs, which I did the next day. However, they neglected to give this information to the plumber, so I had to call OR again to have them submit it, so we could get on the schedule for repair.
After waiting 2 more weeks, the plumber has arrived and in the process told us that they don't fix any sheetrock damage that has to be done. I called OR and the young lady I talked to was very rude. I needed to know if we would incur anymore out of pocket costs for that and who would be fixing it. Mind you, I don't know what to do about that, which is why I called. Her response was 'whoever you want to fix it.' Without going word for word into the conversation, she answered my question, all while overtalking me and hanging up in my face after. For these reasons, we will NOT use OR for our home warranty anymore.

They would rather put a bandage on a problem with your components, charge you trade fees each call and it never gets fixed properly. I should have cancelled a long time ago. Don't. Just don't! This is a huge waste of money. Takes hours to get them to answer to place a service call or for any reason that you need to contact them. Once you give all of the details to the person who answers, they then transfer you to another person and you have to repeat everything just to open a service call. Their online portal makes you think you can place requests there but after you enter all of the data it directs you to call anyway.
Let me give you some examples. They cover NOTHING that is pre-exisiting. 2 faucets went bad in the home I just purchased. The approved faucets used were cheap (not real chrome) quality and they would not even allow the plumber to replace the drain that came with the faucet in the same box. I am left with chrome fake faucets and bronze drains. A thermostat went bad on HVAC. They do not give you back the same high quality all digital model. Everything is replaced with low cost basic contractor grade. My realtor praised this company. What a joke. Must have been some kind of kickback.

Old Republic is just stealing customers money and I feel that nothing is being done about this matter. I am on the same boat with the rest of the customers. I am currently having issues with my HVAC. They sent an Eco Pro technician to diagnose my HVAC and charged me $95 for an on call fee, they also sent an invoice to Old Republic of the amount of $1245 est. and got denied because it was too much for the company to pay. I just don't understand the company's intent as an insurance or warranty company and to not do anything but collect customers money. I won't renew my warranty and going to setup an account to put money away to be able to cover my equipment around the house because I can't depend on this warranty company.

My air conditioning went out in the summer. They told me to get an estimate and then call the authorizations department to get the repair approved. I called the authorizations department and they would not answer the phone. You must navigate 15 minutes of automated phone systems then you go on hold forever. They won't answer the phone, they won't call you back. If you speak to a person they tell you they can't do anything until you talk to authorizations which is a dead-end. The next part of the process is for me to pay for the fix and them reimburse me. Something tells me they are not going to pay anything.

It took me 15 minutes to get through the ridiculous automated phone menu, just to be put on hold for over an hour. I'm still not sure any human beings work for this company. Why am I going through all this trouble? They wanted to repair my heating unit, that was already older than the expected life. We decide to replace the system. ORHP said they would PAY what they thought was a reasonable amount to make the repairs. GREAT! Except they haven't actually paid. In fact, they still want an itemized invoice...we don't have an invoice. It's being financed for 5 years. First repair took 7 weeks, so no heat for all that time. They kept lying to me about status and slow rolling me. Now after needing a second repair, we're 2 weeks in and it's the same story. "Oh it should just be a few days. We're 'expediting' it." But I'm still without AC and the repair company says they don't know why and has no info from ORHP. ORHP apparently sat on this and did nothing for at least a week. Also, if you don't have a name or extension, expect to spend 20-30 minutes on hold waiting. If you leave a message because you can't get your representative, they just ignore it, so you have to call back anyhow.

Our geographically dedicated Account Executive has been very easy and helpful to communicate with via email. I am now expecting a refund on the extra $150 fee I should have never had to pay. Will update to 4 or 5 stars when I don't have to go through this ordeal to pay the correct amount of money for covered services. ORHP needs much better policing/training of their contractors and better transparency upfront toward their customers. Also, be able to answer the phone within 3 minutes or less, not 45.

I am sitting here right now as I write this with a representative from the garage door repair company at my home, sent by ORHP, who is here to fix a broken torsion spring above our garage door. I spent 45 minutes on hold last week to speak with a representative of ORHP who, when I finally was able to speak with someone, assured me that we were covered for torsion springs and it would not cost any more than the $100 deductible.
However, this gentleman is telling me they charge a $150 balancing fee on top of the $150 deductible – a total of $250. I had a company outside of the ORHP channel quote me $175 total. I however went with ORHP’s vendor, thinking I should save money by using the home warranty we are covered under... Yet here I am, out an extra $75 because I am using our home warranty company??? This makes no sense to me and the costs were NOT clearly communicated upfront. I asked numerous times and received no better answer than “$100.” IF you can even get through to a real person who works for ORHP, it will take 45 minutes and they will give you completely inaccurate information. SAVE YOUR TIME. SAVE YOUR MONEY. SCAM COMPANY.

Purchased a home and the sellers and our agent provided an Old Republic Home Warranty to make us feel comfortable with the purchase. 9 Days after the purchase the A/C quit working. Called, they sent a repairman the next day and lo and behold after 9 days of working fine they said it was pre existing and would not cover the repair. I would rather have the 1200.00 that was paid for this useless warranty to help with the replacement of the HVAC system. Their product is not worth the paper it is written on. They are a rip off from what I am reading. Looks like we will have to settle this through legal means. DON'T WASTE YOUR MONEY ON THEIR HOME WARRANTY.

We contacted Old Republic home warranty regarding a minor leak in our filter. They scheduled a service call (with co-pay). That service repairman replaced a part, but in the process broke something else. He said he will talk to warranty company to approve the entire thing, but then came back and said the warranty company is not improving anything including the original order. They then harassed my wife with phone calls to pay for the original replacement, and I am out another $1000 for the part they broke that they also couldn't get approved to warranty company.
Even worse, when we contacted Old Republic Home Warranty, they just say that we cannot do anything as the filter is not covered (which might also be untrue). Regardless, the call was scheduled by them and the person they sent was on their behalf. I would have appreciated a bit more understand and partnership, but the customer rep just hung up on us saying they cannot do anything.

If there was an option to give zero stars I would. We have been trying for over 4 months to get our refrigerator repaired. We had countless phone calls that I would wait on hold for over an hour only to be hung up on. It took over 2 months the first time to get broken parts sent to us. And then another month to get even more broken parts. They promised new parts would be sent, only to have refurbished parts sent. After everything is said and done and lots of time wasted, they offered us $417.84 to replace our refrigerator. It has been an absolute nightmare. A home warranty should give you peace of mind. They are incompetent at best. Don’t waste your money.

It has now been almost two months waiting to get my dishwasher fixed. Numerous phone calls and a visit from a technician and I still can't get the repair authorized. The dishwasher is 10 years old and has a broken control board the warranty company want the technician to write a report saying why the item is broken he said it is old and is broken due to wear and tear. The warranty is demanding a second opinion so here I am waiting for one of their technicians to see my old dishwasher. Today their technician cancelled an appointment for 1 pm at 12:45 pm! I have experience with other providers and know that warranties are complex but this has been ridiculous and frustrating. The next time a realtor offers me this as part of a transaction I am going to request a different company.

This company is not about warranty, it is about how to screw people. They play games when time comes to pay. I was told I am getting reimbursed 100 percent of my 3000 repair while my entire family was down with Covid. Their vendor doesn’t show and no hot water in the house. I use. My own with three quotes and use cheapest one. Then they play good cop bad cop game and turn around to try to give me half. I have refused because I am going legal route. The contractor who has been trying to get authorization from Old Republic for 2 weeks called this company a "hoax". Their scheme involves asking the contractor unobtainable information only to deny the claim or "run the clock out". Attempting to contact the company takes hours and the customer service representatives take up to 3 days to return a call. Our heat has been out for weeks in the middle of winter. I've been on multiple platforms sharing my experience and my hope is that I can save at least one person from this sort of despair aggravation.

We got their home warranty when we bought the house. And even got additional coverage for up to 4 refrigerators because it is a big house. Then 1 refrigerator started having little frost and then leaking so we took it to the garage. Meanwhile the other refrigerator in the kitchen could not get its door closed. So we called this warranty company, and they sent Aall appliance repairing guy in. Their repairing person Eugene found the problem and said he just need to change the unit behind. He said he would come back but asked us to make sure to turn off the fridge and ice would be all thawed 48 hours before he came back. And he would check the other refrigerator more carefully at that time as well as he could not see the temperature difference this time and he is running for his next appointment.
We were all happy and thought both refrigerators would be fixed. But never expected got a call from a lady saying that the Old Republic has declined the obligations of fixing both refrigerators. When I asked for reasons, she said for the refrigerator in the garage, it was because the technician could not find anything wrong even though I told her that was not the case. And I told her I had and showed the technician the pictures when the refrigerator was frozen and leaking, She said I could hire another person by myself, if that person can find something is wrong with that refrigerator, then the home warranty company will reimburse me. Can you believe it? But the refrigerator is still leaking!
Then for the refrigerator in the kitchen, it will ALSO not be covered because they do not cover insulation problem. After more than 2 months, Old Republic also sent me a letter, saying the reason for it's not covered was because of the insulation problem. They would have fooled me if I did not hire my own appliance repairing company. They clearly told me it was just a thermometer (cost $68) that needs to be replaced so the refrigerator will not be frozen. And it HAS NOTHING TO DO WITH THE INSULATION. Just because insulation was one of the lines in their fine prints, they used that conveniently and effortlessly!!! What an awful insurance company! They almost fooled me trying to buy a new refrigerator!
If it's just 1 refrigerator, then I would probably think it's just an error. But they declined for both refrigerators without any evidence, even the tenant and I were both telling them the refrigerator was leaking for the other one, they just insisted it has no problem, all of us were just delusional... I have already reported them to BBB but still Stay away this company is the only advice I can give. You will be wasting your money and they will decline your claim with any excuse they can come up with!

Haven't have a reason to use the warranty as of yet, but find having it as a good peace of mind when buying an older home. Was recommended by our realtor which was paid for by the previous homeowner as part of the selling point.

I am currently working with Old Republic Home to claim a water leak on water heater. It was determined by their services provided on Monday 3 pm that water heater need to replace. I was told the water heater will be install next day. It's still not done as of Wednesday. I spend over 6 hours try to get this problem resolved and even as of now, there still seems to be no solution. I am willing to hire my own guy to replace and get reimburse, Old republic only willing to reimburse $458 for labor and material. The cost of water heater is at least $700 already plus labor cost is $300. My tenant already has no hot water for over 4 days, if you don't care about of the business. You should stay away from the warranty business. You are messing with people's life. It's a nightmare to deal with them, before consumer chose then as your home warranty company, think again. You might as well not buy the home warranty and save the headache and frustration.

So it is now December 2nd and they were able to resolve the issue, so all in all between getting the parts and getting the tech out here it was about three weeks. Updating the review to two stars because the tech is good and they got the parts in less than 20 days...

My fridge broke recently and I called them and they sent out a tech that diagnosed it and confirmed that it needs a new compressor. He submitted request to get the parts from ORHP and they say that it will take them 20 business days to research part options and another 3 to 4 days to get the parts to the technician so he can come out and replace them. So it looks like I am going to be without a fridge for around 30 days. This is so so so unacceptable for a critical appliance like a fridge. What could possibly take a company that specializes in fixing / replacing parts 20 business days to research?do
Earlier this year my stove broke down and it was a similar issue, except the model was too old for them to replace the part. So they actually had a tech come back out and pull the control board out of the unit and send it for repair. Then about a month or so later they came out and fixed it. It was inconvenient, but at least I can live fine without a stove, fridge on the other hand is a critical appliance. My contract with them is almost up and I am taking my business elsewhere.

As a Realtor, I was encouraged to give Old Republic a try. I purchased a Platinum level policy with Old Republic in August 2020. In September 2020 I requested Service for my oven and clothes dryer. The first contractor they matched me with would not accept a check or credit card for the service call. After some discussion with Old Republic, they sent another contractor who came and said he would need to order parts. Two months later, I still have a broken oven and a broken dryer. The contractor will not answer or respond to my calls. I was promised a repairman to fix my appliances between 8 AM and noon on 11/18/2020.
No one came. No one called. The repair service will not answer my calls and customer service from Old Republic has now decided to ignore me as well. Absolutely the worst of all home warranty services. STAY AWAY FROM THESE THIEVES!!! Any Realtor would be an absolute fool to recommend Old Republic to any of his/her clients. I cannot fully describe my level of disappointment with this disreputable company. Absolute frauds!

This company was unhelpful, frustrating to work with, and sends out incompetent technicians. I called them to look at a furnace issue and the tech they sent misdiagnosed it. I consulted with two other techs because the issue was very serious and ended up having to replace the furnace. The warranty company wouldn't pay anything b/c their tech said there wasn't a problem. Then I had a minor plumbing issue. The plumber they sent out quoted me $4K to fix a toilet leak, told the warranty company not to cover it, and then couldn't give me a quote to justify $4K to fix a toilet. I ended up firing this warranty company and they took most of my money (calling it pro-rated). They really cost me a lot of time and money. I don't think my realtor is ever going to recommend them again because this was completely useless.

We purchased a home warranty when purchasing our home and 4 months later made a claim on the garage door opener. We were told it could take up to 48 hours for a repair man to come out even though our car was stuck inside the garage! After 48 hours we called the dispatch number and instead of helping us get a repair done or re-assigning the repair to another company they said we would need to call the company ourselves to see how soon they could come help us. Why would anyone spend the money for a home warranty that didn't insure your repairs would be taken care of. Do yourself a favor and do NOT use Old Republic, this type of customer service is unacceptable.

After almost a full month without a working fridge while pregnant, ORHP's "resolution" was that they completely denied my claim after the part could not be repaired because it was water damaged. So we had to buy a new fridge. I'm completely furious with how much of my time they've wasted for this outcome–if I was going to have to buy a new fridge, I could have done that WEEKS ago. We've spent so much extra money on takeout while we waited.
I had to call my real estate agent and throw an absolute tantrum on social media just to get them to move my claim through their system, trying to order parts that were no longer made, trying to repair a part that was water damaged. I'll be letting all of my realtor friends know how terrible it is to have this company. Hire some more people. It's a recession. Obviously you're raking in the dough from not helping your actual customers. THANKS FOR NOTHING. Hope you can sleep at night for the terrible company that you are.

Do not buy this warranty!! My built-in refrigerator water and ice dispenser was not working. A guy came after two weeks and told me that I have a plumbing problem and that I have to cut the kitchen floor open and run a new pipe or do it from the ceiling. I called my handyman who fixed it in 15 minutes and didn't even charge me for it!!
A few months later my washer stopped working. I called them and put in a request. Again two weeks later they sent someone who said it is not fixable. He said he'll report it right away and ORHP will contact me about replacing it. I didn't hear back from them for another week. I tried to call them today. The system put me though a voice machine that said, I cannot speak with anyone if a technician has already been to my home! The message said that I have to wait for them to call me back when they have information for me. I have been using public laundry places for three week, I remind you! I will then called back and pretended that I have a new service. That is THE ONLY way you can get someone to speak to. When he learned that I was called about a service that has already been placed he put me though the same voice machine again. I am about to buy a washer and never bother with this company again!

I've had Old Republic for several years now. They've gotten consistently worse each year, and I will not be renewing. I put in a work order for a dishwasher repair on 7/23. It's 10/21 and they have not fixed or replaced it. Every time I contact them the time estimate until replacement gets longer and longer. At this point I'll likely not have a replacement (you know, what I pay them for each year) until 2021 (6 months after the original work order). The agents all give different answers and the supervisors are extremely rude. I have 7 months to find a better company....which shouldn't be difficult. Horrible experience.

Purchase home this year 6/15. AC went out 2 weeks in. Had home warranty through Old Republic, gave them a call, they need policy number, took 2 months to get policy. Oh they didnt authorize the fixes.
