    Old Republic was recommended by my Realtor, and so far, it's good. Everything has been going smoothly. I did a claim recently and got a response quick through the home insurance to fix the AC and it worked out well. I wasn't home when the tech showed up to do the work, but I didn't hear anything from my family regarding that. However, I tried to see if we can reopen the previous claim, but it was hard to do because everything is done online. So I just created a new claim yesterday, and I'm waiting for someone to call me back or confirm when the repair company is gonna show up.

    My wife and I are realtors for many years and we use Old Republic for our buyers. We also use them for ourselves because we have had good experiences with them. Their pricing is right and their service is good. Their claims process is very straightforward and efficient. You can either do it online or can call them, and they find somebody. We're very satisfied with Old Republic. We've had some claims where they've gotten above and beyond. We had to use our own plumber for something. They extended the coverage amount to cover some things that they normally tapped out on.

    But there are a few little nuances that are a challenge, like the website when you get a new plan. Every year, when you renew, the plan number changes. You have an account on their system, and every year when your plan renews, you have to add the plan back into the system. If you don't have your new plan yet, then it doesn't show up. When you buy a new plan, it should show up in the system. We have several houses of our own that we manage plans for. Whenever that one plan expires and the new plan kicks in, that plan doesn't show up until you add it in there. It makes it difficult. Now, I have a lot to do and I don't have a lot of time to go back into the old emails, find the new plan number, go into the account and try to load it in there. If they could pre-load it, that'd be great.

    Sometimes on a claim, their exclusions seem a gray area that they stand firm on. The Samsung refrigerator had an issue with the icemaker. They continued to send out the same kind of company that just does a part swap instead of finding out the problem. It ended up it wasn't really the icemaker that was a problem. It was the board in the refrigerator. They told us, "We're only gonna do this one more time then we're gonna not cover the icemaker and the refrigerator anymore," or they would replace the refrigerator, but they were only gonna give $600 for a refrigerator. A big stainless steel side-by-side refrigerator with a nice door is not $600. It's probably a $1500 refrigerator.

    We had a water heater that had to be replaced, and they covered most of the water heater, but they didn't cover the plumbing to cut the water heater out or take the pipes off. They didn't cover the routing or putting the new pipes in to connect it because they said that was custom work which is not covered work. But you can't replace the water heater without connecting it to the pipes and you can't reuse the pipes so that's part of the repair. We went back and forth on that but they said it's not part of it. It's modification. It's not a modification if it's what's required to put the water pipes into the water heater that would make it work and run water to the house. There were some technical jargon that I felt they were trying to get out of part of the repair. I didn't feel it was very customer-friendly because how do you replace the water heater without routing the pipes? There are some nuances with a home warranty that I feel at times don't make sense.

    I contacted Old Republic via the phone, and the pre-recorded messages walked me through exactly what I needed to do to file a claim and it was simple. Although I didn't have my policy in front of me, I was able to just enter my phone number and they were able to pull up my address. I still got my claim to go through. I was having problems with my AC. I was a little leery because I didn't have my policy number. I only had my cellphone number, and it was my first time. So, I wasn't sure if I even registered because I went online but couldn't find my info. I probably hadn't registered at the time. So, I was really nervous about whether they would get back to me because once you put in your information, it tells you that someone would get back to you within 48 hours, but it was really fast.

    The claim was for my AC, so I was stressed because I live in Florida. It was very hot. So, I was very nervous. I have two kids. So, I was like, "Oh, my God. We're gonna be burned up in this house. So, I'm gonna have to go to a hotel." But the process with Old Republic was quick. Someone did contact me back and they set me up an appointment. The next day, a technician came out. He was professional, very nice, very informative, and very sweet. He wore shoe booties through my house.

    He told me what needed to be done, gave me recommendations, went outside, did some stuff, came back in, and gave me more recommendations as far as keeping the AC working and what I needed to do as a homeowner as far as filters. Apparently, I was not using the biggest size that I should have been using. I had a good size. It fit but he recommended I get a larger size. I only got the filter that was here when I bought the house but he told me the size filter that I needed to get to make it run better. I did that and I haven't had any issues. So, I was very grateful for that. I would recommend Old Republic because I had a good experience. I'm looking forward to being notified, "Hey, your year is almost up, what you're gonna do?" I will continue with them because I don't have any issues. At least, I know if I do, they'll respond real quickly.

    Just to let you know, for ORHP to honor the warranty, you have to pay money (charged to your credit card) to have someone come out and look over the appliance. You may get a big surprise if your appliance has a limited warranty - the company will not pay to fix it. Imagine, that the manufacturer of your appliance will provide the parts at no charge, but ORHP will not pay the labor to fix it. Before you buy look at all the exceptions and get in writing from the salespeople what each exception means - meaning what they won't pay for. AND confirm in writing that all service people dispatched have been vetted, have insurance, and that the work done is guaranteed. Finally, get a timeline in writing from the salespeople of how long it takes to get something fixed - you would be surprised that the time it takes is weeks...

    My claim experience with Old Republic went well. The thing I liked about it was when the techs came out for the air conditioning, they took care of it and left. The techs they chose to come out were really good. It was nice that there was no bill right off the bat. It was paid for by Old Republic and then we had to pay the $85 service fee. And that came through a bill later from Old Republic for the reach-out, and that was fine. Everything went smooth.

    We've had Old Republic since 2005 and haven't had any problems with repairs up until last year. Now, I'm waiting on for repairs to be done. I had people do an inspection and they said I need a new roofing. Old Republic sent a survey personnel in but they seem to think that I don't need a new roof. Other than that, my experiences have been great. They respond right away when I call. They go ahead and check into it to make sure that the claim gets done.

    Sometimes filing claims online can be a bit of a hassle because they want your policy number, when in the moment you don't have that. When you call, they look it up by phone number. But Old Republic is quick when something is wrong. They send somebody out usually within 24 hours to 72 hours. When the air conditioner went out, the repairman could have been here on Sunday, but I was out of town. That claim was a lot better than the pool. They still haven't fixed the pool. The solenoid out front has to be fixed. The person that they used to fix the pool equipment said that it has to be done by a licensed plumber, but they never had a licensed plumber contacted.

    They sent one guy out from some pool company that wasn't the usual guy that comes to fix stuff. He diagnosed that I had a leak in the line somewhere but that wasn't what it was. We watched him in the camera walk through my fence, walk to my gate, stand over my pool, call me, and then turn around and walk out. I called them back and told them I have a camera footage. He was at my house for a total of 12 minutes. You can't diagnose a leak under concrete in 12 minutes. They sent the claim to Aqua System Pools, which is the gentleman who in February had replaced my pool equipment because it was not working. He was here for 45 minutes and told us it's the solenoid out front that's leaking.

    I made a service request over the phone, and Old Republic, my insurance company, answered right away and sent somebody right away as well. However, my unit never got fixed, so I'm still without AC. The repair people checked everything and told me that the fan was bad and they're gonna send the work order to the insurance company then come back and replace the fan, but they never did. When I called the company again to ask if they were gonna replace the fan, nothing happened. They told me, "Oh, it was working when we left. And if you want it to get fixed, you gotta make another request." They told me to pay another fee, and they're gonna come back again. I said, "You know what? Forget it. Just leave it as it is." All in all, my experience was not very good, but I don't think it was because of the insurance company. I will recommend the insurance company but not the company they used to fix my unit.

    My experience with Old Republic has been mixed. But overall, very good. There had been times when they weren't able to repair things. Recently, I called them for my dryer. It turned out that the dryer wasn't on my policy. I had to go out of pocket for it and I also had to pay the service fee as well. I also had a guy come out to repair a dryer on another property. All I paid was a service fee. The guy repaired the motherboard like the control module. That part was free of charge. He made two trips, which took some time. But I was very happy with that one. The customer service of Old Republic has always been good.

    I was happy with Old Republic Home Protection until this incident happened a month and a half ago. Every time I called them, they were able to go in a reasonable time. But this time, it wasn't reasonable. When somebody calls and mentions that it is very urgent, there are kids and they need help, Old Republic should be able to find someone urgent, even though over the weekend.

    The house that I have an Old Republic on had a plumbing issue. They couldn't use the bathroom or the water. Everything was clogged. So, I called Old Republic to send someone as quick as possible. They couldn't. It passed that weekend. I know they don't work on weekends. and the problem became worse. Somebody went there and wasn't able to fix it. The tenant asked, "Please, what can we do?" So, I had to look out of the warranty. I found someone and he went to the house. I called Old Republic to cancel the request. They canceled but charged me the $85 of request. So, I asked them to refund that $85 that they didn't do anything what they needed to do. They told me, "It's gonna be four or six weeks, something." I can wait, but I need my refund.

    I'm very pleased with Old Republic. It's fair. To submit a claim, I would call to speak to someone. If I wouldn't get someone to speak to when I need them, I would quit them immediately. They're good people. I know other people that have them. I've never had anything go wrong where I need them but just to speak to them and tell them, “I just signed up. I wanna make sure that everything is well on what I signed and all that.” I've never had problems with them. If I did, I would stop it immediately and find someone else. Whenever I've called to talk to them and just explain this and that, they do it. I'm satisfied with that. Whatever answers I've gotten, I have been completely satisfied.

    I called Old Republic and told them what the problem was. It was an eye on my stove that was messing up and they sent somebody out. We got good service out of the company that they contracted with to do this but while the gentleman was out here, I found out that the warranty was worthless. He said, "If they find out that somebody else had worked on it, they won't cover it." Everything is still out of pocket for me, which means that my husband and I are more than likely not gonna be doing a home warranty deal because we moved into a home that has existing appliances.

    Being a first-time homebuyer, there are so much information that gets thrown at you. There are so many tidbits that are left out that you don't get to know until you try to find out or get something fixed. They'd say something isn't covered because it's a pre-existing appliance in the home and they don't know who's done what to it, so they're not gonna cover it. It makes me worried that if our air and heating system ever goes out, we're gonna be on the hook for that because it's been in here since the house is in here and there have been two owners before us.

    I would recommend others to get Old Republic. We had them years ago and when my wife was in real estate, she always recommended them. We got them again and we've always been happy with them. The plan we got is not inexpensive, but they do what they say they are gonna do. I like that I'm able to communicate with them. Whenever there's a claim, I call the local guy and he sets it up. He sends the contractor over and they come look at it for $100. Whatever they find, they never bill me for anything else. The contractors are experienced and come when they say they are coming.

    We had some plumbing problems with the house that we bought and had people come out. They fixed my problem where the water was gurgling real bad. They came out twice and told me if it did anything, to call them and they would come back. I did, but they did not come back that last time. They said they needed to come back and change out some piping but they never did that. It doesn't seem to be a problem anymore so I didn't call them back and press them for it.

    BUYER BEWARE! THIS COMPANY IS NOT TO BE TRUSTED NOR ARE THEY COMPETENT!!! THEY ARE A SCAM!!! If I could rate zero stars I would!!! One star is being way too generous! It has been an absolute nightmare dealing with this laughable home warranty company! I called down into an issue with a gas range, it was declared our Thermador needed to be replaced… Old Republic offered a GE replacement (downgrade but sure, at least all the eyes would work)… It was ordered and a month later came in and they installed… except there was an issue that a plumber needed to address…

    Plumber #1 connected the gas line but couldn’t turn on the gas due to an issue with where it connected and bumped against the oven… Needed plumber #2 to come out and make alterations if possible — it wasn’t possible!!! I had to call every other day… multiple occasions I was going to receive a callback or promised a call from supervisor - didn’t happen… We had to wait for a return approval 3-5 days… Was told that was approved… Received email regarding return instructions which included me wrapping and boxing up the gas range…

    I replied to the return instruction email that someone needed to come disconnect the gas line before it can be boxed up… The reply was since it had been installed that it COULD NOT BE RETURNED!!! Then proceeded to advise for ME to contact GE about returning the gas range mind you that Old Republic ordered!!!! Going on 3+ weeks without a range!!!! BUYER BEWARE. DO NOT USE OR TRUST THIS COMPANY.

    I've only had one call with Old Republic, and it turned out really well. I called them and told them about the AC being out and that the outside unit was running and the inside was not. There was a guy that came over within an hour and a half. He replaced something that had to do with the fan in the system. I've looked over the policy, and it looks good. The quality of service is great. The copay was a little higher than what I had at my old house a few years back but everything goes up, so I wasn't surprised. I intend to check with them before the policy runs out to see what their fees are compared to what I had before.

    We have their homeowners insurance and they are the absolute worst! We paid for the year and have to pay every time we need something serviced, which is fine. It’s how insurance works. What isn’t okay is that we pay for someone to come out, they don’t fix anything and always say whatever the issue is isn’t covered. EVERYTIME! Then the person they send out will offer to fix it separately from the insurance. If this isn’t a scam, I’m not sure what is. At this point, I don’t even care that I paid for the year already. I’m just going to get other coverage. I’ve heard great things about Farmers.

    I've had rentals over the years and I've always had a home warranty company. When I bought the house, the Realtor recommended Old Republic and I've had nothing but good experience. The bad thing is we didn't have an air conditioner for five weeks. We had a problem this summer and the company came out four different times but it never got fixed. Finally, I called Old Republic back and they did everything great. They had a new company come out and they were in and out in 20 minutes. The techs said the pump was wired wrong. I spent almost $1,900 in hotel rooms so, I wasn't happy at all. But when it finally got fixed, the experience was very good. The only thing is, I tried to pay the $85 to the guys and they didn’t want a check. So I’ll wait until Old Republic bills me. Sometimes, they don’t bill readily.

    I recommend Old Republic all the time. I've had them for two and a half years. I've only used it on my air conditioning and there are no problems. I don't like talking to an automated person and I was thinking it was not gonna be a good experience. But the company always called me right back. The problem was trying to get the company to come back when I said the air conditioner was still not working. I'm older and I've had open-heart surgery. I'm not allowed to get on ladders and there are some things that you cannot do anymore that you're used to doing. So, it's very comforting to have the confidence to know that I can call Old Republic and they would send somebody out. And they would tell me if it’s covered or not. When I was working, it was easier to call them and have them come out.

    The claims process is easy and straightforward. There was no back and forth and I needed a fix, so it got fixed. My most recent claim was for my AC that just stopped working. I called the warranty service and they said they could have a guy out here in two or three days. Then, they called me back and said somebody was available that morning. The tech came and it was so fast. It was a really good experience.

    I told Old Republic Home Protection that the house wasn't getting cool. Only certain rooms were cooler. The tech came and said there was nothing wrong. He didn't give me any paperwork. He didn't do anything. He came in, just walked around and left. Where is my home warranty telling me that something was done. It's paid for every month. But they would not send me paperwork on what was done. Calling and asking me how was my service. Anything. That's why home warranties suck.

    My air conditioning unit went out. And it cost $7,000 to replace the unit on the roof in one of my houses that I bought. There was a small amount that I paid. They put a brand new unit in, which was fantastic. But if somebody came to your house and did some type of work for something you wanted, didn't they leave something that they were even there, what was checked, I had low Freon, or Freon was good. I'm back in the dark again. Nothing happened. I had to pay them $85 to do what? I don't even know what I paid them for. They didn't tell me what they did. They just told me there was nothing wrong.

    What does that mean, nothing wrong? They were not talking to another technician. I wouldn't know what he was talking about. He talked to somebody who doesn't even know what he means. "There's nothing wrong." Nothing wrong with what? What did he do? He left that information with my roommate. He didn't bother to call me. He didn't bother to tell me anything. He did call me and say everything was fine. But what does everything fine mean? Because it doesn't cool. Something's wrong. It could have been a modular home. There's no attic.

    I was mad and talked to other people. They said, "In a modular home, I don't think they got an attic. I said, "They don't?" Which I don't even know. But every home warranty, I would call them and tell them I have a problem. And they send out some little, rinky-dinky company that I'm sure they got a deal from them. Because why should they pay more if they don't have to? If I'm paying Old Republic, they should send me out somebody that is reliable, that would give me something. I wanna know what they did.

    My other house, I had the guy come out and told me, "Your microwave is no good. But we don't service those microwaves. We can't get you another one." Just sent me a check for $325, so I got another microwave. They told me something was wrong. And they did something. But for this guy that came over and did nothing and not even tell me what he did? Just told me there was nothing wrong or nothing they could find. What does that mean? What does it mean when it doesn't get cold? Freon. Why should one room be colder than another? He said, "I checked all the rooms and the temperatures were good." What does good mean? If one room is getting cold and the other one isn't, then there's something wrong. So what he said, it's not true. Why would one room get cold and the other one doesn't?

    Old Republic send out some joker, some little foreign company, which even had an attitude when I asked them to come out. "We'll call you when I'll get a technician over there." I gotta wait two days. They finally showed up. Surprisingly, somebody was in the area. They cancelled so they came and they got me. I was at work. I told them only on Monday. That is when I'm off. They told me they could come out on Wednesday, and I wasn't there. But I told them my roommate would be there. Just let me know what the problem is and fix it. That's it.

    I tried to call Old Republic and they had me on hold for 20 minutes. I was at work and I couldn't just sit there all day. But I gotta call and what would it do? They would charge me another $95. They're already paid for the people when I bought the house. So, every time I call somebody to come out, I gotta pay them. In this case, they told me they would bill Old Republic. I don't know what that means, but I got a bill from Old Republic. Why am I getting a bill from Old Republic if they're already paid? Why should Old Republic be involved?

    Old Republic did what they were supposed to do. They called a technician for the air conditioning. And they called me and made an appointment, and got there. But Old Republic doesn't follow up. Also, they send out the cheapest one they possibly could. Sometimes, I would have to wait a week. It would be at the discretion of when they could come out. "We're busy." We're this, we're that. If you're dealing with a small company that can't supply your customers, get somebody else. Why would they give me that guy? "This is the one we have." I would say, "No, that's not good enough. I want somebody as soon as possible, not with the little people that you have."

    They come out and would not look professional. They would come over with a shirt on and Levi's, and their little tool box, and their little meters. I could do that coming from school. What I wanna know is, somebody who could come out and do it. They got this guy that told me for $88, he would come out and tune up my air conditioning. I told him, I just had somebody come out. And there was nothing to be done with my air conditioning because they said everything was fine. The girl told me, "They will send out somebody for $99 to give you a diagnostic." I said, "What does that mean? You just said a minute ago, you would come out for $88 and clean all this. You gave me 10 different things that you're gonna do to make the air conditioning unit work better."

    "All of a sudden, you wanna send me somebody to do a diagnostic. Then tell me what's wrong with it and then bill me. Why don't you just do what you said? Give me the tune-up." "We have to do a diagnostic." "No, that's not what you told me. You told me that I would need a diagnostic because something's not working right. Well, the $88 one, I would pay $88 for you just to come and clean the vents. As far as I know, they're plugged up, they're dirty, whatever." But she jumped right over to, "Oh, no. It's 99. We have to come out and do a diagnostic because you're telling us that you have a problem already." No. They should come out and find the problem. Don't listen to me. I'm nobody. It could work better. They need to come out and give me that tune-up for $88 and leave it at that. I'll be satisfied with that. But don't give me a diagnostic and charge me 100 and something to go blow out my lines what you were gonna do for $88.

    They tried to get me on both sides, 99 for the diagnostic and do the work. It works. It runs. It just doesn't get cold. So, what does that tell you? A tune-up sounds like it blows everything so everything will run smoother. That's what I'm looking for. Did they even bother to look to see how low the Freon was? Because when it's running with low freon, would it give the amount of cold that it should if it was full, or at least up to where it was supposed to be?

    It's a challenge submitting a claim to Old Republic because in the fine print, everything isn't always covered. It seemed like a loophole is found where we can't get total coverage. When something happened to the compressor in our AC, they covered the parts but we still had to pay for the labor. Then in order to get a claim going, we had to pay $110 fee for whoever they send to come out and that was not promising. It could fall under warranty or not, so that was not promising. The quality of their contractors is a hit or miss. They gave me contractors that are hard to get in touch with sometimes. I found it better when I get the contract and then have them reimbursed.

    It's very hard to get through to Old Republic Home Protection. It's very frustrating. I've had to deal with them several times. I've been waiting on a refund for my HVAC. Their service people that they have me go with denied service to me based on it's a two-ton HVAC on top of the roof. The customer service for the outside provider told me to go with his guy instead of using my own person. I said, “I just wanna do a cash-out and get this over with.” The tenant has no cooler. It's really hot! He said, “Just do one more time. One more time.” He sweet talked me. I fell for it. I called this guy the next day, and this guy said no. “I won't do a two-ton on an HVAC.” He refused. So I had to call my guy, and it was a nightmare.

    I still have not received the $3,250 for my portion of the HVAC. The HVAC itself, with the crane, and everything, was 14,500. I always have them send me a bill and I pay for the $85 service fee. He said, “We no longer do that, so you'll have to do it on a card right now or I can't even do this for you. I can't even start it.” I said, “I've done this with you guys forever. And that way you send me a bill. I have a copy of it. I send you a check. And then I have a copy of it.” Because I don't do credit cards. He says, “Well, you'll have to this time.” So, I did. $85 service fee. And it has yet to be refunded to me. I called them and I said they did not take my service call. They connected me. They said he's on another line. They connected me to someone else.

    I'm yet to receive my two checks. I called Friday of this week, and the lady on the line said, “We're gonna be sending you two checks.” I asked, “When?” She said, “They probably won't get out until Wednesday.” Hopefully, I receive my checks and I'm happy again. I have recently, on a home and a duplex, ordered two more policies before this started with Old Republic, for systems. I paid it all upfront. We don't make payments. So, I hope that I don't keep having these problems.

    This is the first year I've been with them and there are a few things that are good and some not so good. Whenever I would call them, they would start the process of getting somebody to look at whatever the problem was. But when they would come over, I thought they would check everything out but they do one or two little things and everything would work until they leave and then it would go bad again. It's like my air conditioning, it's working now but sometimes I feel like I get the short end of it.

    The tech came here and he checked the different things on the air conditioner. He said he found some ice in the bottom and he said the ice is keeping it from cooling the house because it's closing up some way to keep the air coming. He said to not use the air conditioner until 5 o'clock and the ice would be gone. I did that, but the next day, it shut off again. I went out and looked at the plate where he said there was ice with no ice on it. I called them back but the air conditioner started working again and I didn't follow up on it.

    My dishwasher had a leak and it was not cleaning my glasses and silverware. I started a claim in January but I was told the provider would give me a call back, I would wait, they would never call, and I would call Old Republic back. A lot of it was phone tag. I took people at their word and waited. I've had two companies come out. The first company replaced almost everything on it and the second company replaced the most obvious thing on it. I just had a technician look at it again on Thursday. They're finally to a point where they're gonna purchase a new dishwasher. But it seems like they've wasted a lot of money to try not to replace it and find out what's wrong with it. Other than that, Old Republic has been wonderful overall.

    When we purchased our house, the seller purchased the warranty from Old Republic and I just started renewing it. It's been well worth it because I've had to use it and it has saved us a lot of money.     Called for service for my AC. AC guy came out and told me I needed an electrician and reported that to OR. An electrician was scheduled, he was here the following day. He determined that I needed to have the electrical box for the AC unit needed to be rewired and moved to a more secure location as it is currently bent and sits open permanently and water is getting into the box each time it rains and it's been raining A LOT in Tucson. It has now been more than 10 days and all I get from OR is that approval is pending receipt of additional information from the service provider. I contacted the service provider who tells me his last email with OR was on on July 31st, telling him to hold off until further notice before performing any work. I call and get put on hold, meantime I now have water getting into the attic because the wind has been twisting that box around and now it's worked loose from the roof, allowing water to get in when it's windy.

    My air conditioner went out and the techs came and said it was working when they left. But it didn’t. I had to stay in a hotel because my husband was sick but it was just too hot. The temperatures were over 100. The techs said that they were gonna come back. They said they called me but I didn't receive a message. I called Old Republic several times, talked to several people and asked to talk to a manager. Someone said they thought they could help me. They called them and didn't get any response. They deducted 80 something dollars from my fee that I'm supposed to pay but that was never resolved.

    I called someone else. I paid for it and I don't want my money back that I paid for it. I paid the hotel and I'm not calling Old Republic about the money. I'm calling them about how this happened. I've been with them since 2008. They canceled me the year before last and I continued to pay. I haven’t used them but it's something I wanna have. But it's hard to get people to listen to you. They always find some excuse. I never talked to a manager. I'm having a very difficult time and I don't feel like talking to people that are gonna give me this excuse or that excuse. I dealt with Old Republic and I'm still gonna keep them maybe until I find somebody else. But I wouldn't recommend them to anybody right now because of what they did.

    If you asked me four years ago, my ratings would have been higher. Though most contractors prefer ORHP, their value to me has been going down. The service fee is becoming more expensive than some of the direct fees assessed by contractors and the wait time to get an approved one out to you is getting longer just like the call wait time to talk to someone on the line. Rates go up annually and they do not reward for loyalty. I have multiple homes covered with them and not a single discount provided over the years.

    It was a terrible experience. I know it was busy time for the heat wave but since I got 1st service provider I never got an appointment. I could have wait 2 weeks if needed but no contact from them, I asked change provider after two weeks and no contact, and same situation with 2nd provider. I got a third provider and nothing either. I was offered looked my own provider and max covered $200 which had no sense since I did not know what was the AC problem. At the end I was assigned to the same 1st provider and they came and install a cheap control box, he even had to go and buy it, nothing in stock with him very ridiculous, I was not even replaced with same control box. Very disappointed. I should get waived the fee after so much hassle. I have been client for long and thinking to switch.

The only issue I have is with some of the contractors they use and the length of time it takes the contractor to send in the diagnosis for authorization.     I've requested service from Old Republic and they've been prompt. I do find that the wait time when I call to speak with a representative is a little long. Also, I live in a rural type area. So, sometimes providers are a little bit harder to come by. The technicians have been very helpful and informative and come out and get the job done. My latest claim was on my faucet that was leaking from underneath the base of it and at the handle and they replaced the entire faucet. The faucet had to be ordered. So, the whole process took a week. Overall, I'm satisfied with the services that Old Republic and their technicians provide.

    I like Old Republic. I've had trouble in the past with a plumbing company they sent out who didn't know that when you live in the country, you're not on city gas, you're on propane, and when you install a city gas water heater, it eats up your propane and empties your propane tank. Other than that issue, I've not had anything go bad. When the pilot light on the water heater went out, the contractor scheduled an appointment quickly. But Old Republic changed where I'm supposed to pay the $85 to them instead of to the technician. That guy took the $85 because he was told he had to collect it. The payment is due on the 17th and I still don't have a bill. They said they sent one in the mail but I haven't got one yet.

    It used to be much easier and more things were covered before. Now, half of the things are not covered. Whenever I call Old Republic Home Protection, I would get the answer that, “This is not covered," or "That is not covered,” which is frustrating.     I was signed up for Old Republic when I bought my house and I kept it. I've been with them since 2018 and it's pretty easy when I submit a claim. I call over the phone and it doesn't take very long. But they don't want to replace something until they have no choice and they'd try to take the cheapest way possible. Most recently, I filed a claim for the air conditioner and they tried to deny the claim to replace it. I called the contractor and they were really difficult to work with. I had a bad experience with them. Finally, Old Republic agreed to have my unit replaced but I haven't heard anything since.

    When I submit a claim to Old Republic, they take care of it quickly. I file the claim and people call me within a 24-hour period. I have a plumbing claim right now. I'm meeting with someone today. Old Republic came with the house when we bought it, and we kept it and we've been protected for about 18 years. Having the plan makes sense. It's a lot cheaper. It cost us so much money per year with Old Republic, and we kept it mainly because our air conditioner was old when we bought it. Other things have come up and the air conditioner hasn't quit yet. We've told others that Old Republic is good. They tried other companies and didn't work out for them very well. They ended up going with Old Republic.

    I like Old Republic Home Protection. They are always prompt in action and most of the technicians within the network are really capable. But when a technician would come to our house and fix what he was supposed to fix, he would report to Old Republic and they would send an email stating that the job was completed without first checking with us or the tenant. Right now, I have an ongoing claim for the freezer side of the refrigeration appliance. I received an email three days ago that says the job is complete, but it's not. The technician said he would get the authorization to fix it. So he did something until he got the final authorization to finish the job. So Old Republic's email contradicts what I heard from the technician. Other than that, if my friends ask me about Old Republic, I could say that even if they don't have any potential issues, they should get a safety net for the appliances.

    I recently purchased a new AC unit through my home warranty. Less than a year later, it malfunctioned. However, Due to an overlap policy, and despite not receiving any notice, the third notice was sent out by mail on July 27th. Today, August 5th, I paid the renewal fee, only to be informed that I am no longer eligible for AC unit servicing. This situation feels unjust, as I paid for the renewal but am now being told my coverage is void. In addition to the issue with the AC, I experienced significant frustration with customer service. I was on hold for an hour before my call was answered, and the first representative hung up on me. When I called back, I was transferred multiple times, and the third representative informed me that I couldn’t file a claim for repairs due to an overlap in the policy.

    Regarding an AC issue in AZ 115 degree weather, I will not go into my whole negative experience but it was so bad that I cancelled my plan and paid for an out of network contractor. I have been cancelled with a refund supposedly being given. Two weeks have passed and I have no check, cannot get a rep on the phone to find out the status of the refund, and when I do get a live rep, I am told that they will transfer me to the correct dep't; I am transferred to a hold that is endless so I hang up.

Air 1 came out and put a saver on it that supposedly the capacitor can break again and it will still run until the next inspection. Air 1 is awesome. They're the best air conditioning company we've had. We've had probably 10 different ones out here and Air 1 is head and shoulders above the rest of them. But when our tub and the handle of our shower were leaking, the contractor that came out said, "Oh, we can only do one of them." I had to pay $85 for each one.

    Old Republic's website is easy to navigate, but I do my service requests by phone. I like talking to someone, and that way, I know it's being portrayed correctly. Earlier this summer, my AC stopped working, so I had to call them and get a technician out. The first person they assigned never got back to me, so I called them back and the lady that helped me out the second time got someone to the property within the same day.     I'm thankful for Old Republic. They're really good. When we call, they get right back with us with people who's gonna be contacting us. Sometimes, we have to wait for the the actual people that's gonna have to do the job if they're gonna order a part but other than that, they did well.     They've been quick to come out every time we have a claim and they've paid fine on the claim. They got our microwave and hot water heater replaced. The only thing they did not do was they didn't cover the driveway sinking. Then, the foundation needed to be supported on the house and they said they wouldn't do that either. We had to pay for both of those things. Also, we had a real mess when our payments got messed up. We sent in a paper check and they said they couldn't take it, but they canceled it.     All it was just the water heater but the first guy that came out said there was a whole solar system and they can't fix that and he was gonna have to reroute the plumbing and electricity. He gave me a quote of four grand to fix it. I ended up going with somebody else that was outside of the company. He told me he didn’t wanna rip me off and that my home warranty company should cover this. I should have them send somebody else out. He was very honest. So, that was good. He recommended a company that went under Old Republic and they were able to send that company out. The tech said it was just a normal water heater. It’s been working great. It wasn't working afterward so, Summit Plumbing came out the second time.

    The guy said it was the electrical and he was gonna have somebody else come out. So, we had somebody else assigned, but the electric company was a total jerk. The guy just said that he was coming over at 9:30 and didn't give me an option or ask what time works best for us. So, I called Old Republic back and told them not to ever send that guy out here. So, they sent another guy out and he was nice. He worked with us on our scheduling and came out and fixed the part right away.

    Old Republic is good. They have always been right there and answer my phone call. They ask me what I want and get somebody out here. It's just the people that come aren't good. However, the last guy that was here knew what he was doing and fixed it. He replaced the unit outside and some other parts. I would tell people to definitely get Old Republic. They need them.

    The idea of a home warranty is that you hopefully don't need it, but when I needed it, it worked perfectly. When I submitted a claim by phone to Old Home, the two gentlemen were there the very next day. They were very efficient and they got right to work. They were here for about an hour and they solved the problem. It was for my air conditioning that wasn't working. One of them took one look at my thermostat and said that he didn't use those thermostats. He asked me if I would mind if he changed my thermostat and I told him that he could if it was easier to use because I couldn't figure that thing out. So, he replaced my thermostat with one that was very simple for a lady of my age to use, and we got rid of the old one. All has been good ever since. Also, I received a bill, but I didn't know what to expect and it was very reasonable.

    I am a Realtor and have had a Old Republic Warranty for the properties I manage for many years. I just put in a service request for one of the properties because the AC was not working. After taking my information, I was told the latest payment (Remember I have been with Old Republic for many years) for this property was received after the grace period, therefore they would not cover this service request and any other requests for another week. Imagine my surprise. I don't know when they received the check, however my records show the check was written a week before the policy expired. Not sure if the check was delayed in the mail (we all know how reliable the mail has gotten) or if Old Republic didn't process the check.

    Bottom line, the young lady I spoke with was very rude, and repeatedly said they would not honor service. I requested to speak with someone else and she refused. This experience is absolutely the worst I have ever had with any company.     After reading what all Old Republic offers, it works best for me to keep it year after year for things that happen around the house and have that extra coverage. What I like the most is, from when I've had to use it, I've only had the service call fee that I've had to pay. Also, majority of the time, most of the labor or whatever needs to be corrected has been covered by Old Republic. That's helped a lot financially with the savings.

    I've used the online service once. Normally, I just call in to the Old Republic phone number and it's an automated system, and it goes quickly. You'll just get a work order number and wait for them to contact you back. So far, the quality of the contractors has been good and knowledgeable. I've had to use the heating and cooling services and the plumbing services. And they've been good with the contractors they've sent out. However, each year they seem to go up on the plans. And having to renew the coverage and the price is a little high. But other than that, it's been good.

    I spent most of last summer without AC. Original installers were incompetent. Trying to tell me unit was working fine when it shuts off constantly and the temperature in our house goes from 72 to 90. In addition, connections for the 3 ton and 5 ton units were reversed. Another service provider came in to fix all the issues. Need to vet your providers better. Now since I have two new units and have not had to call ORHP for support my coverage is being dropped effective 7/25. I get notified on 7/11 that I am not going to get renewed. It takes 30 days for a new plan to get activated with another home warranty company so I will have a gap for a few weeks. Hopefully nothing happens.

    They make it easy to file a claim online and to check up on it, I call the 1-800 number. They're quick about sending someone out, too. They'll have somebody call within 24 hours. It's been nice to have them as a home warranty. I've had a pretty good experience with Old Republic overall. We have had a lot of things going on this summer.     My soon to be mother-in-law helped us purchase the house and strongly recommended Old Republic. Sometimes, with home warranty companies, it feels like a fight to get your claim approved. But I've never felt like that at all with Old Republic. They have been reliable. It's always easy to go through the process and the communication has been good. A communication failure only happened once with a contractor where they were running late and didn't notify us. Also, one of the contractors tried to charge us directly. I had double paid one of the contractors by accident. But that was not Old Republic's fault. Our experience with them has been seamless. We had to fix nearly everything in this house when we moved in and they were a blessing to us. I know that if something disastrous happens, we're covered.

    It's my first house by myself so it was nice that when my hot water heater broke, it didn't cost an arm and a leg. Old Republic did their thing. When I called them, the lady took the co-payment which is $100 per call then had the people schedule it. She could be friendlier though. But the contractor for the HVAC was great. The garage door person was nice, but the garage door hasn't been behaving the best. I texted him to tell him but he said I needed to go through the claims process. I told him he just installed it a week before but he said he was not coming out until Old Republic would send him.

    Old Republic takes my request and they get somebody out and fix it. Even when I need new parts and it takes a few days, it still isn't that much time. The only thing is there's this one group who said they needed to charge me $35, which was fine. They gave me a thing where I pay on my phone and when I went to pay it, it said the link expired. They never sent me another one and now this company said they're gonna send me the collection agency and it's not even my fault. I know Old Republic has nothing to do with that, though. It's the company that they sublet. Other than that, I'm happy with the work. They did everything in a quick and timely manner and they were very professional. They're very reliable. I've heard other people that have had a warranty and they take forever or they deny the service and Old Republic is not like that.

    The claims process was confusing. We didn't understand why when Old Republic tried to repair, they took the repairs that were done out of the money that was allotted to us. We ended up getting a new stove. How else were we supposed to know why the stove needed to be replaced? Why did we have to pay for the repairs? If the thing cannot be repaired, they will pay for it. But I don't think it's fair that we were allotted $5,000 and they took $200 off of that because we had it repaired before it was replaced.

    My experience with Old Republic has been okay but it wasn't the greatest in the beginning. They took over two months for them to help us get a new washing machine. They had some guy replace the part and he told me to wait four hours before turning it on. He's a scam artist because I found out through his web page that he does this to everybody. He comes and tells them to wait four hours for their product and it will start. But it didn't. I contacted him over and over again, and he wouldn't answer my calls. Old Republic just kept telling me they were trying to get ahold of him. It dragged on forever and I had to spend so much money going to the laundromat. It finally got replaced but it was only because we left a bad review.

    The only thing that Old Republic gave us was the check to buy a new washing machine but they didn’t do anything with the guy. And they plan to keep using him for his services despite all the bad reviews he has on his website. It wasn't a good experience with the washing machine. I'm not that happy with how long it dragged but right now, Old Republic is helping us with our water heater. So, it's going good so far. We've gone over a week without a water heater but the part just came in today. So, it's just been a little rough.

    I called 3 weeks ago about my air conditioner. ORHP in-network AC company came out the next day. ORHP won’t let the company fix the AC coil because ORHP has to order the part, even though the company has it. This part is covered in the description. We have been baking in our house for three weeks in 100 degree temperatures and I still have no idea when the part will arrive. I have called often and nobody gives me a straight answer. If this happen to my elderly parents, I’d be very worried. In fact they have delayed their visit.

    First, it took a half hour to convince them where AC unit was located. Then, they didn't have a ladder. And, no, the AC unit is not on the roof, but did need a ladder to access -- you didn't ask that when problem reported. Then they told me my washable screen filters were old style and not efficient. So I did authorize them to put in new paper filters. Several hours later they sent the wife to put them in. I just noticed that one is not in place properly, but I am 79 year old widow and will not climb a ladder to fix. They also just took the washable filters without asking me. All in all, I was not pleased. This was not the first time you sent people less than good to me for a service call which is why I am not renewing your service.

    Updated on 7/24/2024: It's now July 24th, and we have had 13 service calls out to fix my AC. This last one cost us an additional $85.09 as a new AC compressor was covered, but part of the installation was not covered. Once the new compressor was put in, they discovered that we need a new control board as well. That's another appointment we are waiting to get confirmed.

    Someone named Aaron C. from Old Republic responded to my original review here to let me know that someone from the company will reach out. A woman named Mary Jane did in fact reach out two days later and left a voicemail with an extension number. I have called twice. The extension is for another person named Ali, and I've left two voicemails and have not heard anything back from the company. I see the same Aaron C. has responded to each negative review here with a promise that someone will follow up. That's a well-known company PR trick to make it look like the company actually cares about your issues. Do not let that fool you into thinking Old Republic is actually going to help you resolve your issues. It is still almost impossible to talk to someone.

    The one person I DID actually speak to after this review, her name was Brittany, was terribly rude, and told me that this is just the way this company operates, and we are free to handle our AC issues on our own. When I asked if I could speak to her supervisor, she told me she was not available. She also told she was not allowed to give me her supervisor's direct extension, but she did give me her name. When I tried to contact her supervisor through the name directory I found that the phone option to contact people by name does not work. It's only dead air.

    Finally, I'd like to note that we have the Platinum Package with Old Republic. That upgrade will do you ZERO favors as they refuse to actually replace anything. Please. Do yourself a favor and use another home warranty company. Old Republic may help you fix minor issues, but if you have anything major break it will be death by a thousand service calls. It will be impossible to talk to someone, and when you do talk to someone they are mostly unhelpful and very rude.

    Original review: This company is slowly, but surely losing our trust. We bought our home in February 2024 and, despite the home passing two inspections, including a VA inspection, we started having HVAC issues in March 2024. We have had 3 different service providers come to fix various issues SEVEN different times. Now it's mid-July in Texas, and the compressor on the unit has gone out. The service provider has submitted their report, but is waiting on Old Republic to tell them if they can purchase the parts needed, or if Old Republic will provide them.

    I have been on hold for over an hour trying to speak to a person about how to move forward. It is 102 degrees here in Fort Worth, TX. Our bedrooms have hit 90 degrees now, and my kids are having a hard time sleeping. At this point, Old Republic could have purchased two new AC units for the same money they've spent patching this one. The worst part is the recording telling us that our repair has been authorized, while the AC company is saying they are still waiting on authorization, and there seems to be no one to speak to get clarification. TERRIBLE CUSTOMER SERVICE.

    I had 2 experiences with Tri Valley Home Improvement. The first was regarding my dishwasher at my primary residence, which still has not been repaired after 3 weeks. The second was regarding a washing machine at my rental. The machine was not repaired properly. My tenant tried numerous times to contact the contractor and left several messages with no response from the contractor. I have had call ORHP several times, each call involving at least a 40 minute hold time. The representatives on the phone are pleasant and professional, but the hold time is frustrating. I submitted a request, and because the AC was still under factory warranty, they washed their hands of it and didn't help me out. So, they left me to figure out everything by myself.     We've had a couple of instances where we needed to use Old Republic and it seemed to work out all right. But now, they have gone up in their price. They didn't tell us ahead of time that their fee was going up. It went from $66 to 80-some dollars. We've had a lot of home warranties and we've never had a home warranty go up. And then it's a $100 call-out fee now where it was an 85 call-out fee before. Until they went up on their fees, they pretty much did okay.

    Also, some of the people that they had were low-grade people. I don't think they go with the top-notch guys with super good reviews, so that could be improved. We had an air conditioning issue. They were okay on the time slot, considering that the weather is hot and all the AC guys are busy, but they usually come up with somebody in an okay manner compared to what other people are doing. But what gets us most is what you can get out of them for the price they charge. Our air conditioner makes a lot of noise. I've asked them time and time again, "This boy, I think, is noisy. Go listen to it. Is that normal?" They said, "Yeah." But I don't think so.

    Old Republic came with the house we purchased and it was a great idea. It's quick and easy. You don't have to look for somebody when you need something repaired. You just call them and they take care of it. And you don't have to put off getting things repaired. Because usually when something goes wrong, you gotta find somebody to fix it. Old Republic will send someone out for you within a day or two. There are certain things they cover and certain things that they don't. But most things are covered.

    Old Republic was good but we had some issues with the people they sent out. We had them send plumbers once. And we had them send some AC guys. Both companies we had didn't seem extremely professional. The AC people were very young, which was fine, but the owner didn’t wanna have the kids do work without him seeing it. So we had to schedule again. The second time, the young technicians came out again but the owner still didn't come. They said the problem with last time isn't there now. So, everything's fine. They left without doing any work.

    The plumbing guys had a lot of issues with them. They said they were gonna double charge me. I said they didn’t fix it the first time and they were gonna come out and try again. The rep said it was another 200 bucks and I told her that wasn’t what she told me. I checked my credit card and she ended up not charging me for a second visit. But it was unprofessional. Both times, the contractors said there was nothing wrong. Although with the plumbing, we had a couple of issues, and they fixed one. It was a bathtub upstairs and a leaky faucet in the tub was dripping. Old Republic had a plumber come out again and he fixed the drip. The leak stopped but the faucet feels flimsy now. We were just done dealing with everything.

    I had a contractor come out one time and fix an electrical outlet, and they were good. Another time, the AC’s remote control on the wall went out and I called Old Republic. They said they were gonna set me up with somebody and I waited a couple of weeks but I didn’t hear back. So, I called the actual company and the rep said they were swamped and won’t be able to do it. I had to follow up and call back for the claim. Old Republic said they were going to get me somebody else so it was good. It was the company was backed up, and they weren't able to get to me till a week later. But nobody ever communicated that to me. But other than that, once I called, a different company came out the next day. My electrical outlet and the AC have been working great. This is my first time owning a home and going through that experience. I liked it because I like that they come out and schedule everything. I enjoyed it.

    I've been with Old Republic for three years now and filing a claim has been easy. You have to call them first and they generally send their own contractors. We haven't had much trouble with it. We didn't like one contractor that we worked with. I called to talk to them about it and they were fine with it. I told them if I needed someone within the 30 days of the ticket being open, I wanted to have a different company to come.

    Their customer service has been good. They call back and they're timely. Clearly, they have a script. But I don't have to wait too long most of the time, which I didn't expect with a national company. It's worked pretty well so far. It's also a better deal for older houses and equipment. Everything that we've asked for repair work, they sent somebody out.

    Old Republic has a fast and easy process. After I submitted a claim over the phone, they told me the name and telephone number of the contractor that would contact me to set up an appointment. I had them contact my wife and they did the very next day. Then they came out the day after to work on our garbage disposal. They replaced it with a brand new one. I would tell others to get the warranty for more than one year.

    The urgent service was a little delayed when I needed something immediately done for a water heater that was replaced ‘cause we had water on the floor. Old Republic doesn't have anything classifying urgent cases for water damage like a water heater. They don't have anybody that can get out there right away to help within a few days. They need to work on urgent cases when we have an immediate need so that they have people on call to help with those situations. But the other ones that were normal wear and replace, the service was good then. The contractors are perfect.

    I have had Old Republic for four years now and I have the appliance package. I have used it a few times and have been satisfied with every service request until the last request with my dryer. The dryer started making a noise and I put in the request immediately. I was told the primary repair would have been the bearings going out, however it caused secondary damage to the drum and secondary damage isn’t covered. I understand that. And I was okay with that. Paid my $110 and they said the primary damage cost could be reimbursed and put toward buying a new dryer. They said I’d need an invoice for a purchase to get the $143. I do not know how an invoice for another dryer has anything to do with what they owed me for the initial cause of my dryer to stop working properly.

    I called a month after I emailed the email address they gave me to settle it letting them know I bought a used dryer and never got a response. During the call after waiting one month, I was on hold almost half an hour only to get a woman who told me numerous times “you were told.” She was the nastiest customer service rep I’ve ever encountered and I told her she was rude. She didn’t care. I hope someone pulls the call because I’ll continue leaving reviews for the nasty way she spoke to me. I don’t have time to remain on hold for hours to get someone I can ask the question what can I send in to meet the requirements of an “invoice” for a used dryer. That’s all I was asking of her and she continued to tell me “you were told” over and over. The fact that I can’t send an email to a monitored email box to write the complaint is also crazy. So, I have to leave a review instead.

    Don’t use this warranty company. They are cost escape artists. I had one request for service that took over 3 months for them to respond to and then they found the smallest reason to deny it. When I asked for that denial in writing, they said “We never respond back in writing”. There’s a reason why they do that. Don’t use these guys, ever. It’s a scam.

    We just bought our house in April 2024 and moved in end of May 2024. We already have multiple requests open: HVAC and Water Heater. I'll give them one extra star for the Water Heater - this was taken care of fairly easily SO FAR. Still waiting on the final report for this. This review is about the HVAC- there is a massive leak coming from the drain pain every time we use the AC, closet drenched and everything.

    My first request was sent in on 6/2/24 and the tech they sent out stated there was no issue with the unit and that it was an installation issue. This is NOT the case. I've had multiple other AC companies(not under warranty) come out and try to diagnose and not one of them stated anything about installation. This AC unit has been here since the house was built(2009) so how can it ALL OF A SUDDEN become an installation issue??? So ORHP called me back saying it's not going to covered because of what the tech they sent out diagnosed it as. So I went back and requested for a second opinion.

    ORHP stated I would need to have my own AC guy come out again and make another diagnosis since the previous diagnosis was made prior to ORHP's tech coming out. So I go and call in my AC guy again to get a new report and send it into ORHP so they can approve a second opinion. Eventually they agree, the reports differed so they will send out another company to check out the AC. Now it's 6/12/24 and they approved for the second opinion to come out. All was going okay. Tech came out 6/19/24, 17 days since the original request(it is now 6/25/24 as I sit here writing this). We're in southern California, it's getting to be about 100 degrees outside at this time and I'm 8 months pregnant, not the biz, I'm tellin ya.

    I've been calling in everyday to ORHP to get an updated status on the AC report but they keep telling me the company they sent out hasn't put in the report yet. They tried calling but no answer from the AC company. So I hang up and try to call AC company myself and get through on the 2nd ring. So I ask why they haven't submitted the report yet. The AC company states they have been trying to but no one will answer at ORHP and ORHP states no one will answer at the AC company.

    I was able to speak with someone on BOTH ends so I don't see what the issue is??? I called back to ORHP and asked if I can three-way call the AC company and the man on the phone rudely said "I'm not gonna take a report while you're on the other line" and chuckled. If I am the ONLY one that can get through, I don't see why I can't call the AC company for you guys and I can hang up. I need this report to go in before I lose my mind. It's been almost a month now, it's 100 degrees out, I'm sweating the baby weight off waiting for some kind of action.

    Old Republic Home Warranty is a textbook example of unreliability, arrogance, and terrible customer service. From excessively delayed responses to incompetent contractors and dismissive customer representatives, my experience with them was consistently frustrating.     I called Old Republic because our stove was malfunctioning. They asked for my credit card number and told me there would be an $85 charge for them sending a service tech out. Then they told me they don't have any technicians in my area, so I would have to find my own. The email they followed up with stated the $85 fee would be deducted from the final claim payment since I was hiring the technician myself. Then...they turned around and charged my credit card for the $85, even though they provided no service and I was not asking them to pay any claim!

    The first time that I used them was pretty straightforward. I did it on a business day. So, it wasn't a big deal. Then the second time that I used them, I submitted a claim on the weekend and that was more challenging. Every time I submitted it, it went through, but I didn't receive any kind of confirmation. So, I submitted it again, and again, and again. Then I called that Monday and the payment was never set up even though I did it online. After the service was completed, it said I still owed them.     The only thing that I caught that was a disappointment to me was when I requested the services. The representative asked me to explain to the plumber who was coming out to add on additional concerns throughout the house. She said I could verbally talk to him about that. But unfortunately, when he came here, he said no, it had to be placed within the order. He still was able to look at some of the things and then during that visit, he kinda messed up something, but they were not willing to come out and do it again unless I paid.

    So initially, the plumber came to fix the garbage disposal. When he came, I told him, “Hey, the representative, when I submitted my request, the maintenance request, the representative over the phone said I can just verbally ask you to have you look at some other additional things in the home." We just moved in and during the inspection process, they never mentioned anything about the garbage disposal being broken. I had him come in my master bedroom to look at the water pressure. The tub wasn't draining fast enough. When he looked at one of the sinks, he did something to it where the stopper wouldn't unlock. When I tried to request for him to come back out, he said he was, and then his boss ended up calling me from the company. They told me, “No, the lady that you did the request for your home warranty, she should have told you that you can add up to 10 different things on your first request.”

    Old Republic was gonna have me pay an additional $85 for that guy to come back out. That is more so for me being a new customer and not understanding how the process works. I wish the representative could have said, “If you had anything else that you want them to come look at, since you did transfer into this home, then add it now as he's gonna be coming out to fix the garbage disposal.”

    I've had Old Republic for a few years. When I've had contact with them, they got orders confused and delayed. They eventually straighten things out, but it's not that spot-on. I was with them for two years. Then I went to American Home Shield and it was worse, so I went back with Old Republic. But I'm not going to use their company again this year. I've been looking for somebody else. I called for my dishwasher. They gave me a company and I told them, "No, this company you've sent out before." That company was slow to react. So, they gave me another company and they said I could contact them directly if I wanted to. It took about a week and a half until I finally got ahold of somebody. It was not a good experience at all. It's the delays that I don't understand. I reach somebody at Old Republic and then they'll give me a name and a phone number for somebody. The problem is the people they use.

    Requested service for broken water line in refrigerator. It took 2 weeks to get contractor out and he had to order some more line. After almost 3 weeks, called him to discover he had gotten in the line, but hadn't had time to repair our refrigerator. A few days later, he installed the new line under the bottom of the freezer door only to find the line was broken inside the door near the dispenser and the entire door must be replaced. After not hearing from Old Republic for a couple of weeks, I called on May the 14th, discussed the issue and was told they would be in contact with me in a few days. I had to call again the 20th after no word, and spoke with an agent who told me they had not received the report from the contractor, so she called the contractor while I was on hold and was told he would get the report to them that day.

    After not hearing for another 10 days, I called the 30th and, after being on hold again for almost 30 minutes while the agent called and spoke to the contractor again, I was told since the cooling of the refrigerator isn't affected, they won't cover the repair. This is a truly crappy company! Especially taking almost 2 months to tell me our repair isn't covered, so we're stuck with sloshing water inside our freezer door and no working ice-maker or water dispenser.

    Really frustrating and disappointing experience. Not a trustworthy company. Had a home warranty policy for appliances. My refrigerator wasn’t working so I made the call. They sent a technician.     I had a tune-up for the air conditioner and the most recent was for the dishwasher. I hadn't used a dishwasher since we had bought the house, only once, and it did not drain. When somebody put a new garbage disposal in, they didn't remove the correct plug to let it drain. I've had good service when I've used Old Republic. If people are looking for a home warranty, they should give Old Republic a call.

    For my recent claim with Old Republic, the air conditioner was freezing up. The guy came out and quoted me for something and told us that it was fine and it needed to be cleaned. But Old Republic didn't cover it. So, there was no point in even calling them to have somebody come out because they didn't cover it. And the guy that they chose quoted me double what a local company would charge. He quoted 650, and the company that I had previously used for our house inspection to finance the house was only 300.

    A couple of weeks ago, I had a washing machine repaired. I called Old Republic on the phone and the reps were very nice and professional. The techs came out the same day. They seemed to know what they were doing about getting it done. I would recommend Old Republic. They seem to be very professional and they get done what they're gonna get done. However, the service fee constantly goes up, but I guess that's just a way of life.

    The process with Old Republic was a little easier because with American Home Shield, they want you to pay the deductible before the service people get here. I don't mind paying the deductible, but I would like to see what's going on. When the service guy came to my home, he let me know what was going on. I paid the deductible and he came back the next day to fix the product.

    With American Home Shield, I had to wait for a week before I got whatever they fixed fixed. I think just getting a part maybe was not in stock. But I like the deductible part where the service guy takes the deductible and not the company like American Home Shield. The service company took the deductible, which I like with Old Republic. I would highly recommend Old Republic because it gives you peace of mind and they're right there, just a click or a phone call away.

    Old Republic has been wonderful. I like that I can call and get a work order number and being able to email them the receipts was convenient too. The contractors have been awesome 100%. Recently, our refrigerator was giving us a pain. It was icing up inside, up underneath our crisper drawers. I couldn't even open up the crisper drawer. When I called them, they didn't have a contractor, so I had to find somebody who could come out and do it. Something inside of the refrigerator wasn't working right. They ordered the piece and fixed it and then they thought they fixed it. But I had to call again and do a recall on it. They came out and fixed it the second time. I'm very satisfied with Old Republic.

    My experience with Old Republic has been really good. The reps have been very informative. Our pool saltwater system stopped working a couple of months after we moved in and they responded quickly. They sent out a company to check it out. The company who checked it out confirmed that it wasn't working and they were able to replace it fairly quickly. It was seamless.

    We were told this company was one of the best out there. They are ok, but don't make many claims or they will drop you like a hot rock. As far as getting someone out, they do pretty good, but not always great customer service. I would NOT recommend this company because they don't tell you if you use them more than THEY think, they WILL drop you. Good luck if you purchase from Old Republic.

    Old Republic is worse than useless. We went without heat in my house (in the winter) for nearly 2 months. Worse than having no home warranty. Old Republic delayed fixes by months. Whatever they may (sometimes) pay is not worth the huge delay in getting things fixed. Will recommend to Jodi (real estate agent) NOT to use this company in the future. What is home warranty good for? Incompetence at every level. Conflicting information every time I called. They will cover it, They won't cover it. The part shipped, It didn’t. They have a tracking number. They don’t. They will call me. Never do. The part was ordered a week ago and will take 3 to 3 days. After 8 days they tell me the part was never shipped and was on back order. The story changes every time I call.

    After telling the telephone agent that I had been without heat for weeks and warning him that he would probably lose all business with Jodi **, he actually laughed at me. "Are you name dropping on me? Haha". Nice. Better to just light your money on fire. You'd get more utility out of it. Obviously not having heat in my house for over a month was not at all a priority for them. Took over a week for me to find out they never ordered the part. Didn’t bother to track it, or tell me. I'm sitting here with no heat for weeks imagining a part was on its way. I was told the part shipped 4 times. All lies. BBB has hundreds of complaints on Old Republic, yet they still have A+ rating ?? It seems their few good rating are "promoted". **.

    -- BTW: I noticed a trick OldRep phone staff uses to avoid bad reviews. You can press 1 to leave a review at the end of the call. The service people will just make sure you hang up first. They will just not hang up at the end of the call so you can’t leave a review. Just refuse to hang up first. Real estate agents Please don’t curse your customers with Old Republic Home Warranty.

    NOTES: 11/12/2023 - My HVAC is making odd/loud noises. Unit doesn’t seem to be maintaining heat. Lennox Packaged Unit/RTU. Merit Series Model: 13GEP42075ALP-4A Serial: 1612G01692 (warranty). Was installed 10/19/2012. **. Warranty for Merrit: **. 11/16 - Visit from Boer Bros **. Found cracked heat exchanger. Offered to get free warranty part for me, from Lennox but labor would be expensive. I remembered I have a home warranty. BUT you have to call them first. They only use network of providers. Will not pay for out of network providers. My coverage expires in Nov/Dec? Was renewed 11/27/2022. Paid. Nov 22, 2022 to Old Republic Home Protect. $620. Called Old Republic Home Warranty (https://www.orhp.com/). 800.972.5985. Jodi ** (our real estate agent) gave us 1 free year after purchase. I renewed after first year.

    11/17 - Visit from Bee and Bee HVAC ((**) sent from Old Republic Home Warranty. Saw cracked heat exchanger. Turned heat off. Co2 poisoning is dangerous.

    11/27 called Old Rep for status. They say they have to check if part is under warranty. On hold for 20 minutes. 11/28 @ 1:45 - On hold for 20 minutes. Because part are under warranty I have to contact Lennox directly and deal with it. Extremely rude employee. Will do nothing else for me. Laughed at me when I mentioned my real estate agent. "Are you name dropping on me? Haha". OldRep says Lennox heat exchanger is under warranty until 2032 even on 11 year old system. 15deg F last night. Very cold in my house.

    ** - ** Called **. NO answer. Left Message. Called Lennox Commercial - Home / consumer Warranty 877-726-0024 ->. On hold for 15 minutes. Pete @ Lennox says contractor needs to create a claim for the warranty part. 2:45 - call Bee&Bee - NA. Bee&Bee estimates $200 for warranty work (Lennox Pro online). $400 for labor. 10 year warranty for unit but 20 year for Heat Exch. Since the part is under warranty. The Old Republic Home Warranty pays for nothing! Marcus Bee&Bee. Call Boer. Are they less exp? No. After spelling my email 4 times they still got it wrong and didn't send my estimates. Called and fixed email. Estimate is >$1000.

    11/29. Bee&Bee called saying Lennox claims there is no warranty. So OldRep should pay. They Say: Warranty is only 5 years plus extension of 5 for certain parts. So expired in 10/18/22. Call Bee&Bee back to confirm conversation with OldRep. Marcus. Call Lennox again to see if was under warranty. They say Heat Exchanger is 20 years. So is under warranty.!! OldRep says part is under warranty (so they won't pay) and Bee&Bee says part is not and they should!!? What? Can't be both! 12/1 - Call OldRep to see if they have made a decision. Bee&Bee (service agents) say no warranty. OldRep must confirm? Will call me back. Called Lennox Warranty Dept: Talked to Julia. Heat Exchanger part IS under warranty. 20 years. 12/5 - changed their minds. Lennox actually will warranty the part. $600 for labor to fix. BeeBee (finally) shows up with new heat exchanger. Lenox warranty part. $600 in labor. Heat worked for 2 days.

    12/7 = The original problem is still occurring. HVAC making odd/loud noises. Heat is out again. 12/12 - Call Bee&Bee directly **. 12/13 = Heat Out still. Called Boer Bros (local company to do the work). They say they can get the part (inducer motor) in 2 days. Call OldRep - says will contact BeeBee and call me back. Never did either.. Call BeeBee - After 2 call attempts they did answer. Says will call OldRep. Called BeeBee - No Answer. Wait hour. Call again. No Answer.

    Call OldRep - On hold for 30 minutes. They say this is a new service call. It is not. This is the same problem I called about Nov/16th. They say Bee&Bee should call me back.

    12/26 - Call BeeAndBee. They say they still don’t have the part. They will get it via OldRep because it might be faster. Part was in Ohio. They have no tracking. Recommended I call OldRep. Called OldRep to see if I can get a tracking number? Old Rep: Won’t give me the tracking code. They say B&B has it. B&B says they don't. Call B&B: Only has PO number not tracking number. He submitted to OldRep on Sat. and then they probably ordered on Monday (18th). Will call OldRep for tracking. Say they will me back tomorrow.

    12/27: Call OldRep again. B&B says they don’t have tracking num. Who does? OldRep says they will ask the purchasing team for a tracking number. (I doubt it.) Was actually ordered on the 20th. Because of holidays? Predict 7 to 10 days. Only been 7. 12/28 call OldRep again. Was the tracking number emailed to Bee&Bee? (Shaquala) PO only. There never was a tracking number. Part is on back order! Was NEVER shipped! And they knew that but lied. Waiting on Lennox for ETA. Kerry at OldRep (diff department) will try to cancel the order (inducer motor) and give me some $ for the part. will call me back. Elmer - head of parts at OldRep says it should be here by Monday. Will call back with tracking number. 12/29 - Try to call Elmer (x**) at OldRep. No answer. Called 3 times. Left 2 messages.

    1/2/24 - Call Elmer x**. 3 times. No answer. Never called me as promised. Called normal support. On hold for 15 minutes. They say it shipped today. (Again). I assume lies at this point. They say they will find the tracking number. They need to talk to purchasing. Call support again at 4:30 to see if there is a tracking number. (Trish in purchasing) 1/3/24 - Finally called my real estate agent to inform her of the problems we have with OldRep. I should have done this months ago. Real estate agent sent emails to Marlene **.

    Called OldRep. They refuse to pay for independent contractor. The part is shipping. They have a UPS purchase order but not tracking number. They will call me back when they have it. Should be 2 days to ship. Why would I believe anything they say? 1/6 - Part has finally arrived. But they won't work in the rain. (Or Sunday.) 1/8 - Bee&Bee arrived and replaced the part. Heat is now working. 1/9 - Old Republic now calls me to ask if the job is complete.

    It's been two weeks and repair has not been completed. The technician came twice. First time he said that they had to order a part. When he came back, diagnosis was wrong and had to order another part. It's been a week and we were told that as soon as the part arrives, they will come back to repair it. I'm extremely disappointed. Worst is that it appears that the problem has been resolved and ticket was closed - I was charged a trade fee of $110. NO - it's been a total of about two weeks and problem was not resolved and our built-in microwave is still not working.

    Service tech showed up, heard my wife explain about water pooling in the bottom of the freezer, and proceeded to tell her this was simple and needed to off the appliance & defrost the unit for 48-hours.     The plumber's attitude was great. He came out, looked at the water leak, and said that Old Republic Home Protection wouldn't cover it. Old Republic also charged me for coming out to tell me that. We had to have to send someone out to take a look at the damage. I had to pay for the trip charge for them to come out and tell me that they wouldn't cover it. So, it cost me money to even attempt to file a claim with them.

    They didn't charge me until they got here. Because if they had covered it, they would have paid for it. But since they wouldn't cover the valve and the water leak, I now owe them money for them to come out and have done the assessment. They said that there would be a charge, but it would be covered in whatever the warranty payment would be. There's something in their policy that a plumbing valve was not covered by them. But it should be covered by the policy. I didn't think that there was any risk. So, I don't understand the value of having their policy. I would never do it again.

    I submit claims to Old Republic over the phone, and it's easy. As far as the contractors, some of them are great. I had one who was absolutely horrible and so unnecessary. We had a problem with our dishwasher, and we called, and we followed the rules. We did the service call like we're supposed to. So, the guy came out and I don't know what happened but he damaged our dishwasher. He did not fix it and he made it worse. We are kind people who are very fair and we're not complainers, and this man wouldn't answer the phone. He kept saying it was Old Republic's problem, and we had to get them to send someone else out, and that he wasn't gonna do it. It was very weird communicating with him. He said some very odd things. He was kind of rude and aggressive. We were just trying to follow the procedure.

    I really like Old Republic even though this experience happened, and I would definitely recommend them to other people. But then we were trying to communicate with them about not only was the dishwasher not fixed, which was part of the original situation, but it was damaged and they kept saying that I said it was damaged. So, it was very confusing because it was a misunderstanding. The great news is Old Republic sent another repair company named Murphy's who are amazing, and they couldn't find the parts, and Old Republic ended up replacing it, which is fair, and we're very happy about that. Old Republic's service has been great except for that one situation. Everyone's polite, usually, when we call. I've only had two people that were kind of not the most polite people. But most of the time, the representatives are so nice and have amazing customer service.

    Our hot water heater messed up and stopped heating water. It was well worth the $80 deductible to have a plumber come out and fix it. Old Republic has always sent professional companies out though there were a few times where it was difficult to speak with somebody.

    I have had Old Republic for 6 years with no issues. Over the last two years, they have really began to reach for reasons not to cover losses that should be covered. In the latest instance (see below) they are denying a claim because one covered part damaged another covered part. I guess with their math that cancels out the coverage? Absolutely appalling!

    Complaint Details:

    I am writing to express my extreme dissatisfaction with the handling of my recent home warranty claim by Old Republic Home Warranty. As a long-standing customer, I have always trusted this company to provide reliable coverage for essential home systems and appliances. However, my recent experience has left me frustrated and disappointed.

    Date of Incident: April 26, 2024

    Issue Description:

    My pool pump malfunctioned, and I promptly requested service through Old Republic Home Warranty. They dispatched Aaron’s Pool Service, who identified a failed seal as the root cause of the problem. The leaking caused damage to the motor, rendering it inoperable. When I inquired about coverage, Aaron’s Pool Service assured me that this type of issue was typically covered, pending approval from Old Republic Home Warranty.

    However, on April 26, 2024, I received a call from Old Republic Home Warranty informing me that the repair would not be covered due to “secondary damage.” This decision baffled me, as the broken seal directly caused the motor failure. I reached out again on April 29, 2024, seeking clarification. Old Republic Home Warranty reiterated their stance, claiming that since the damage resulted from the broken seal, they could not approve the replacement.

    My Position:

    I strongly disagree with this assessment. There was no way for me to know that the seal inside my pool pump was compromised until the motor malfunctioned. All components involved—both the seal and the motor—are explicitly covered under my warranty. It is unreasonable to penalize me for an issue that I could not have reasonably prevented. Had the damage been caused by external factors, I would understand, but this is not the case here.

    Request:

    I urge Old Republic Home Warranty to reconsider their decision. Either the repair should be covered as per the terms of my warranty, or I should be reimbursed for the membership fees I have paid up to this point. It is evident that the company has shifted its approach to claims handling over the last two years, and this change has negatively impacted loyal customers like myself.

    When dealing with Old Republic, it's been good. But it's different with the providers. Sometimes the service is what you'd expect - quick and efficient. Other times, it's not. Right now, we've got a few claims that we're waiting for providers on. I'm calling them over and over but never hear back. You're chasing them down to get work done, which is super frustrating. There've been a couple of times where we've paid to have something done and the provider would say, "It's not our responsibility," or, "We don't do that," and you're left stuck. All in all, Old Republic has been worth it for us, but not without its headaches.

    So far, so good. If there are any issues with certain vendors, I usually call Old Republic and let them know. They would respond to it and get me somebody else. Sometimes the vendors don't respond well to what your needs are, but I found that Old Republic is very responsive to that. They make their notes and do what they have to do.

    There was a mix-up with a card on file and getting it out of there and Old Republic threatening to cancel my policy if I didn't pay the $85 trade fee. But it had already been taken care of. They got the credit card out of the system. I didn't want a credit card on file because of identity theft. We've had our identity stolen three times because of the company storing our information. But they just weren't gonna get around that. Usually, I paid the person that came out and then Old Republic switched it and I have to pay them. Now, they're insisting on having a card on file and I don't like that. Also, they raised my policy so high. I don't know if I'll even stay with them next year. This year was 900 and something dollars, and it started out 10 years ago at four something. I didn't even use it for one whole year. So, I've had people tell me it's a waste of money and to just save the money I'm paying to Old Republic and pay a repair if it comes up.

    My daughter helps me with the premium each year. My husband just passed away in December so the money situation was very critical this year. They wouldn't even discuss coming down on my policy. Last year, they gave me a loyalty discount and got it down a couple of $100. This year, they wouldn't even talk about lowering my policy. Next year, they may price me right out of renewing. I've been with them for almost 10 years and I've had good vendors. It's a situation of what state you live in and what kind of repair people that you have.

    We’ve been customers with ORHP for several years, despite price increases. We even upped our protection level to include our AC system because we knew it was getting old and wanted to be covered in case of an emergency. Last year, we spent four months without a washing machine because they kept dragging their feet on replacement parts versus a new machine, even when multiple companies told them it needed to be replaced. That left a bad taste in our mouth but we still renewed the policy because it seemed like a decent option.

    This year, one of our two AC units needed to be replaced. They finally did it (after 3-4 weeks in the heat of a Louisiana summer) but replaced it with the smallest possible unit, which means it’s not at all efficient for the size of our house. But hey, at least they replaced it, right? Well, it’s time for our policy renewal and what do you know? They’ve “opted not to renew our policy, but appreciate the opportunity to do business with us.” So basically if you use your policy, they may not renew it. Good luck.

    The service was fast. You can request service online out of normal hours. The contractor assigned was very helpful on the phone for 15-20 min suggesting various things to resolve, since we were afraid of wood floor damage before sending someone to help us with a refrigerator leak.     Horrible communication and follow through with policy. I have requested to speak to a supervisor 4 times over the last 3.5 weeks and have yet to hear from one. While the basic customer service team does their job well, the management team does not appear to respect their policy holders at all. It is embarrassing that the management team cannot take the time to communicate with a customer that has been reaching out for almost 30 days.

    Yearly inspection is done yearly in April to ensure no problems during the hot summer. OHRP requires all covered work to be done by an authorized provider but if you try to get a list of authorized providers to perform the yearly inspection, they cannot provide one. If you end up having the inspection by an unauthorized company, you end up paying twice…first to get the inspection, then you have to pay another 85.00 for ORHP to send someone out. Not only a waste of money from paying twice, your valuable time is spent waiting around twice. They will not allow you to have approved and pay out of pocket for repairs by the serviceman and reimburse you as long as he’s already onsite. Their approved serviceman must be dispatched, although they are unable to tell you who is an authorized company prior to you calling someone to begin with! It is becoming more and more apparent it’s more of a hassle than they’re worth. I’ve had them for approx 5/6 years.

But after you use it (which is the reason why you purchased it) and Old Republic feels that it is not convenient for them to continue serving you then they send you an email stating they will not continue to cover you after the plan is up… Honestly, this is really sad!     Here's the 1-star review updated to call out Old Republic as the home warranty company: Complete Failure to Deliver on Promises. Where do I begin? My experience with Old Republic Home Warranty has been a nightmare from start to finish. When we first purchased our home warranty from them, they made it sound like filing a claim would be easy and our repairs would be handled promptly by "trusted contractors." Yeah, right. It's been over two weeks since our air conditioning unit broke down, and we've been given nothing but the runaround. First, it took them several days just to send out a technician to evaluate the issue. Then we were told the entire unit needed to be replaced - something that is clearly covered under our policy.

    But the problems didn't stop there. We've made countless calls to Old Republic, being passed from representative to representative, with no one able to give us a straight answer on when the replacement will actually happen. Every day it's a new excuse - "the contractor is booking out several weeks," "that part is on backorder," etc. Am I supposed to just live without AC indefinitely? The lack of communication and follow-through from this company is appalling. They are happy to cash your premium check, but actually fulfilling their end of the contract seems to be asking too much. I've wasted hours on hold and my time has been completely disrespected through this entire ordeal with Old Republic. Do yourselves a favor - stay far away from Old Republic Home Warranty and find a provider that actually stands by their commitments to customers. Based on my experience, this company deserves zero stars. Steer clear!

    It can be assuring to have when purchasing a home, but once you start using it, you find all the little nuances that make you question the value of the service. For example, I learned the required Trade Call Fees can easily exceed what you would have just paid the vendor to provide the service, had you just contacted the vendor in the first place. Additionally, I learned that many of the parts that tend to be required with repairs happen to be parts that aren't covered by the service. That said, unless there's an outstanding deal offered to renew, I'll be dropping the service at the end of my covered period of performance.

    The plumber these guys sent me was a legit scam artist, well-known on Yelp for trying to bilk warranty customers for unnecessary repairs not covered by their policies. I had to hire my own plumber, but Old Republic still made me pay the $85 service fee for a fraudster who fixed nothing.
