I have had this warranty for a year and a half. I just canceled it 'cause they have no one in my area to come and repair a broken water line. I drove 1 hour to a Home Depot. Got the part and fixed it myself. Why do we pay for something they can't supply when we pay for it then they make you go online to cancel and when I called three days later to see if it's been cancelled and my payment has been refunded they say it takes time. It sure don't take time for them to take their payments from our accounts. This is one warranty I would not recommend.

Me and my husband purchased our home 7 months ago. We purchased a home that was built in 1976, so it was important for us to have a home warranty. My mom is a real estate agent and had sold thousands of warranties with Old Republic. About 2 months ago we woke up one morning and our house was almost 80 degrees and not cooling off. We have a 6 month old baby (4 months old at the time), so we immediately called Old Republic to request that someone come and look at our AC Unit. It was a Saturday morning, and we were told no one could help us till Monday, even after informing them we had a 4 month old child living in our home. It took us almost a week to get anyone out to our home, and the first company they sent didn't even do HVAC. They were a handyman company.
Once we showed how frustrated we were they allowed us to have our own HVAC person come out. Fast forward, we have now had 3 different HVAC specialists at our home and 2 certified electricians. We have determined that our AC unit is pulling a lot more power than it should, which is causing it to trip our breaker. Old Republic just keeps trying to send out additional technicians every time we call. They won't give us a straight answer, and just keep telling us they have to send out a new person. We've had 5 different people out a total of 6 times, and they still want to keep sending out individuals. Despite the fact that they have been told if we replaced the unit it would stop tripping the breaker.
Old Republic refuses to do anything until someone can tell them what is making it do that. But no one can figure it out. Now we are so beyond frustrated, it's been almost 2 months, and we need this issue fixed before it causes additional issues. So we are now paying the $2500 to replace our unit, even though we have a home warranty in place. Not to mention every time I've called their company the people I talk to tell me I am wrong and I don't know what I'm talking about. They are rude, refuse to let me talk to a manager, and tell me I'm impossible to work with. I'm pretty sure letting 5 individuals come to my home over and over again is being pretty patient. I would NEVER recommend anyone ever use this company. I cannot believe the level of terrible customer service we have received.

Worst warranty company ever!! This is mine and my husband first home and the since we moved in the AC has been broken. So we called this worthless company. They send someone out they say it's the compressor. So 2 weeks later they get the part in and "fix" the AC. Well it wasn't cooling my house at all! So I call them again they send someone out again. He says it's running fine. We gotta give it time to get all the humidity out of the house before it cools... so I said, "Alright. How long?" He said a week to a week and a half. Well time went by and still wasn't working!
Called again and they say we will get you second opinion and since it was going on for a month we were a priority... Haha don't ever think priority for this company means **! We didn't get picked up until 4 days later than were contacted for another 3 days then I had to call him and tell him he needed to come because this was ridiculous! Well he comes tells us what is wrong.
Well it was another 2 weeks before I got annoyed and called this piece of crap warranty company to see what was happening and they say no one has given them the report. I flip ** and they say they will call me as soon as they find out what is going on. Guess what! They didn't call us back. Surprised not me! So I gave it 3 days and then called them. They tell me they wont do anything till we say we will pay 475 dollars to replace secondary damage!!!
By now this has been going on for 2 months! I have told them from the beginning this was not working. But due to their ignorance and not doing their job this is damaged and apparently that isn't their problem. So we are trying to understand why we have to pay for this right. Then she says, "Wait this happened because of the part that we fixed broke again? Well than we can't cover this at all." It was an improper repair so it isn't their problem anymore. How is that possible?? We didn't pick the morons who installed that part wrong??? You did! And let this go on so long that it a bigger problem now! But yeah you guys mess up and want nothing to do with it! Worst company ever! If you want to just be run around with ** and be told they ain't covering it then this is the company for you!

Called the company on Saturday, July 7, to tell them my a/c unit was not working. They said they would send out a technician on Monday to fix it. (It was 107° that weekend. Temps varying in Las Vegas from 105°-108° this week.) The technician arrived, spent about twenty minutes, and came back to tell me my a/c was broken and needed a new compressor. We had to call Old Republic, because the tech was "new" and didn't know to call in.
Old Republic told us they needed to order the part (?) and get it to the a/c company to install. It is now Thursday, SIX DAYS after the a/c broke, and still no appointment for repair in sight. It has been in the high 100s° all week. My family and pets are suffering. We already had to buy a $400 portable a/c unit and take the pets to a pet hotel. Already costing us $700+, for a job that could have, and should have been fixed in one day. Absolutely ridiculous. After this is resolved, I'm switching companies and never using this trash again!

I cannot say enough terrible things about this company. The only shower in my home was stopped up and I called them to send a technician out. 4 days later I had not heard from the technician and decided to call them on my own. The number they gave me did not work, so I looked up the company online (no reviews on Facebook, Yelp, etc) on my own and called to leave a voicemail. 3 days later I heard from them to schedule an appointment for a week later. Like I said- the only shower in my house wouldn't drain and I couldn't wait another week. They said if I called my own contractor I could call when they had a quote and be told the reimbursement. I did that, had a plumber at my house same day - they said they would only reimburse $150 of the $320 bill. But I needed the work done and accepted. Fast-forward to my check in the mail - for only $75.
I have been arguing with them for days on the phone with call backs just to have them tell me that the woman on the call should have told me the $75 trade call fee would be taken from the $150. They admitted fault but said verbatim "You are not going to get another $75 from Old Republic." Absolutely terrible customer service & a pack of liars. They look at the facts, know they are in the wrong and do not care about their paying customers. Their contractors are also very obviously bottom level unknown probably one-man companies. Look at the customer review ratings, terrible. You are better off not having any home insurance than having Old Republic.

First off, I want preface this by saying I NEVER write online reviews. This is literally the first online review I have written, and I am 31 years old and spend a lot of time on computers. However, I feel it is very important that people do not use this company and so here I am. My wife and I are first time homeowners, and when picking a home warranty, we referred to our real estate agent. She gave us a list of 10 warranties, and to our misfortune, we picked the standard plan from Old Republic Home Warranty without first checking the reviews.
About 2 months after buying our house, our AC breaks down. Instantly, we call Old Republic to get this fixed. They send a tech out (which costs 75 dollars), and the tech gives us a quote for 1300 to repair the evaporator coil. We ask for Old Republic to cover the cost. However, they state that because this unit is under warranty (PARTS ONLY), they will not cover a dime. I argue that they should cover labor.
They point out the fine print that they don't have to cover anything if an item is under warranty. What this effectively means is that NOTHING in our home is covered, as our house is less than 5 years old and every appliance is under warranty. We then went and got a second opinion on the fix. The hilarious thing is the next company we had come out did not require a service fee, and also quoted a price 250 less than the first one. So if we just hadn't bought the home warranty, we would have saved 75 dollars from the service fee! So our home warranty actually ended up costing us MORE to have while also not paying a dime for our services.
Luckily for us, we had an inspector warranty on our home through residential warranty services. They worked with us and paid 500 from what our final cost was (1100). The 500 was the max that their plan covered. Though the situation didn't end up being ideal, I am thankful that we had the AC go out when it did. If it had happened a month later, we would have been stuck paying full cost.
The other thing that I'd like to do is explain how to cancel service with Old Republic Home Warranty. There is literally nothing online on how to do this. If you call to cancel, they send you to an automated voice (apparently if you're planning to stop using them they won't even talk to you) that tells you how to cancel. So the list is below. 1) You must send a written email (no other way to cancel than email) to cancellation@orhp.com. 2) The email must have your name, plan number, property address, reason for leaving, and refund address. 3) They will then call you back later to try to 'retain' your business. Don't be a fool. Cancel your service. 4) You will get a refund that is pro-rated with a 50 dollar 'service fee'. We both know the fee is just one last kick in the balls. I wish anyone who uses this company luck in canceling their service. Run far, far away!

We had an ice maker their vendor not only assaulted me verbally for being upset about how long it took them to repair the ice maker, they damaged the line and made us pay and additional $100 service call which Old Republic had no choice, but to credit the fee back.
The ice maker took 45 days to be fixed. A/C issue - took 3 weeks and the system broke again a week later. Plumbers won't snake the line if access is on the roof and wanted to charge me $650 to add access line in the bathroom. This list goes on and on... After one year with them, their unsatisfactory customer service, poor vendors and workmanship and all the unnecessary hassles of feeling like their vendors just want more money... We are running for the hills. DO YOURSELF A FAVOR AND FIND ANOTHER HOME WARRANTY COMPANY!!!

We bought our home almost a year ago with a home warranty from Old Republic. We have had issues with our heat pump and air handler. We called Old Republic and their service guys couldn't fix it and we still got to pay their price. After several service calls from other heat and air people and 5 different fixes, we finally were advised to buy a new unit. None of this was covered since we didn't use their guys. I have written them a letter with copies of all the repairs and the new unit and am waiting to hear back.

I wish I had read previous reviews before I renewed my policy. Seller provided policy for our first year, and we actually used it twice, service was good. $600 was pretty steep, but we opted to renew because we have an older home. Called yesterday for broken AC. I was told I would receive a call from “local” service provided by next business day. The company that called today is based in NC, and the first available appointment was 6 days out. I should preface this by saying that it is 100 degrees in SC... And their response was “sorry, that’s all we have.” I should also point out that the person that called could not have cared less.
I called warranty company back, and they basically said “it’s summer and it’s busy”. Funny that I was able to find a local service provider on my own that came out TODAY, and total repair was less than the $100 that I would have had to pay ORHP service provider. ORHP also told me they would of course not cover expense because I went out of network. Bottom line: Save your money, definitely not the “premier service experience” that they promise.

This policy came with the house I bought 2 1/2 years ago. Being concerned specifically about the air conditioner unit, which never sounded quite right to me, I renewed the policy with the platinum A/C protection. I read the policy carefully. All parts of the A/C are covered even if they need to be replaced. The time came that the blower motor needed to be replaced. Sorry, not covered. It is under Maytag's manufacturer warranty. I have placed about 7 calls over the last 2 1/2 years. It typically takes 3-7 days to get someone to come out and look at the issue. They charge you $75 and tell you it is not covered - whether they actually do anything for you or not, they charge you $75. Faucets - not covered. Bathtub - not covered. Dishwasher - covered, but not really in this case. A/C - even with the added A/C coverage - not covered. This policy is useless. The only thing this company does well is take my money!!

I have an active service request for a malfunctioning range which was opened a month ago. This unit was serviced and the oven ignitor was replaced enabling the oven to turn on, but the problem persisted in that the oven would not stay on. The technician who originally worked on the unit said that if there continued to be problems that the control board would be the next to be replaced. I called to initiate that service request and the part was supposed to be put on order on 5/21/18.
Then, apparently, a week later it was decided by someone at ORHP that the work was no longer authorized because there was a manufacturer’s warranty active. Two points: 1. I spoke to Kenmore today and they have no record of a warranty on this unit or at my address. Whoever determined that there was a warranty is very much mistaken. 2. They claimed that the 100$ deductible for service was not refundable even though it was them who decided after the fact that my unit wasn't covered when they already had a service ticket in process which was partially but not entirely resolved. This 100$ was a per issue fee and they have decided that it is appropriate to keep this fee even though they also decided not to fix the issue. True to form they behave like an insurance company and I will need to fight to be made whole.

I received a "free" home warranty with ultimate protection and air conditioner coverage. What a joke! This company doesn't do anything except charge you $65.00 to send a technician out and then tell you whatever you've called about isn't covered. I am 0-4 with trying to get repairs covered under their plan. It's a complete racket and a waste of time and money.

We purchased our home about a year ago and received a seller purchased warranty. About two weeks ago we put in a service call for one of the two HVAC systems in the house. The local company technician arrived midday the following day and promptly diagnosed significant problems with the system. He put the initial call into Old Republic and by the end of the day we had a commitment for not a repair but a completely new system. The only cost to us were environmental disposal fees and the replacement of some prior work that had not been done to code. The representatives with whom we spoke at Old Republic were always professional and helpful. Our new system has been timely installed as promised and we could not be more pleased with the service. Coincidentally our renewal notice arrived this month as well and we will be staying with Old Republic. After this experience, we would highly recommend them.

Bought a house that came with an Old Republic Home Protection warranty. The same month that we were about to renew, we had an issue with our oven where it wouldn't heat at all. The stovetop worked, but the oven would not. Called ORHP to get a repair, was informed that it would be a $65 service fee payable to the technician that came out, and was told the company name that would be calling me to schedule a repair date. All of that went easy and professional. A few days later, the local repair company (Battle Born Heating and Cooling) contacted me about a service date... unfortunately it would be another week-and-a-half before they could get to me.
I figured we could go two weeks without an oven, so I made the appointment. Fast forward to our appointment and then a very nice technician spends about an hour on the oven and cannot precisely give me a reason for its failure because there is no wiring diagram on the oven. Not his fault, nor either of the companies. He would need to do some research and get back to me in the next week. TWO-AND-A-HALF WEEKS later, the company finally calls to schedule me an appointment to repair a faulty gas valve... and THIS appointment wouldn't be for another week. The technicians show up, make the repair, call it good and leave. A couple nights later night my wife was using the oven and when she went to take the food out she almost passed out from the combination of gas and heat that billowed from inside the oven.
It was a Sunday, so nobody was there to answer at Battle Born Heating and Cooling, so I called ORHP to get another company to do the repair, but I was told that since the first company started it, that is who needs to complete it. I complained that they take weeks, not hours or days to schedule an appointment, and was told by ORHP that there wasn't anything they can do about it. As of this writing, it will have been over a month-and-a-half that we have not had a workable oven, and it still is not fixed. ORHP customer service was decent, but their policies and the companies they choose to utilize in the Reno area leaves a lot to be desired. Our ORHP warranty ran out just the other day, but I will not be getting another home warranty with ORHP.

We have held onto Old Republic coverage anticipating the day our pool equipment would finally break. Well, old age & wear and tear hit and lo and behold, Old Republic sent out a "technician" who couldn't even be bothered looking into our equipment far enough to see what the problem was. He gave a bogus cause and left. We called Old Republic and asked for another technician to be sent out which they refused. Needless to say, when you finally need a $2500 piece of equipment replaced, Old Republic refuses to honor their warranty. They just lost a customer who has faithfully spent over $1,200/year for 5 years in coverage fees as we won't renew our contract with them next month. Shame on you, Old Republic.

I've been with ORHP for the last 5 years. They were 5 star 5 years ago. Seems they've went down a star for each year I've been with them. Last 2 times I called they didn't have anyone for that in my area. "You can contract someone and we'll pay what we think they should charge." NAH. I'm done! I wouldn't suggest using ORHP to anyone.

Dishonest, deceptive and don't care about the fact when comes to a large cost, they blame the customer and says, this is sequential and not covered by warranty. I talked to an agent who believes that I am a liar. Their service provider came to my property twice. First time they came and broke something and didn't tell me. When I found that out, I called them, they came and told this Old Republic that it's broken whereas they broke it at the first time. I told the agent that they came to my property twice and first time broke it, and the agent said they file shows they only came once. I still have two invoices/notes with two different dates from the service provider. He didn't believe. Then I asked him if I can talk to his supervisor. He said sure, the supervisor will give me a call. Nobody called me. Then I called them again. Talked to another person, wasted another 30 minutes, and no results. So poor service, don't recommend anyone to use this company.

This home warranty was provided when I purchased my house. The day after closing we moved in and found that the toilet leaked so I called just to be told that they would not cover it because we hadn't occupied the dwelling over 24 hours. 1 month later I called because the outside electric wasn't working. They said they wouldn't cover it. I screamed and yelled and threatened to sue them if my house burnt down. They sent someone out! 6 months later I called... today... And told them that the water spigot outside developed a leak and wouldn't stop running and they told me that they wouldn't cover it because it was outside. PLEASE STAY AWAY FROM THIS COMPANY. HORRIBLE.
I asked about canceling the contract. They told me it would be a 50.00 cancellation fee. And transferred me to a recording that told you the steps to take and then they would see if they could resolve the issue! Is my faucet supposed to run continuously until they "see if they can resolve the issue". BAD JUJU. Hope they go out of business. Treat people bad and be dishonest... KARMA... BAD BUSINESS.

They don't follow up with trade calls, they don't care about their clients. Most importantly, they RIP PEOPLE OFF. They take money for an estimate that would have been free. Stay clear of this company of all costs.

As a real estate agent I have referred many to ORHP over the years and have personally used them for my properties. However, it appears that the level of Edwin, **, a customer service representative is one that doesn't seem to match the ORHP that I know. He was short, impatient and became smart with me when I did not accept his answers today. Perhaps he needs to be retrained and moved to a back office department where he has no customer contact. I hope ORHP will look into his representation of the company and make a change. A company's reputation offline and online is very important to its growth. Buyers beware. This goes for all Home Warranty companies.

Got a homeowner’s warranty with this company when I bought my house, and ended up having a couple of claims. Each time, they treated me like a criminal, apparently believing that if they got a claim, the customer must be perpetrating some kind of fraud against them. The service levels were truly horrible, the process was painful, and as far as I can tell, their principal strategy is to collect the premium and then make it so terribly unpleasant to make a claim, that if you do it once you'll never do it again. Avoid this nightmare at all costs!!!

I had encountered a problem when ORHP denied a repaired on a covered air conditioner. I asked them to reconsider. They sent a second service provider. ORHP agreed to the repair after the second provider explained the problem to them. I am pleased they were objective and willing to listen. I would continue to recommend them.

We made one claim with Old Republic, and after our one and only year with them, they said they would not renew our policy, they gave no reason. One must wonder if it's because we had a claim, nothing else makes sense. We bought a house built in 1928, most things had been updated, but the AC units looked old so my realtor advised us to get a home warranty plan, realtor picked Old republic, not us. So when the AC unit, they paid out approximately, $3,600, new unit was about 14,000, so I think they got off pretty easy as is. But to give no reason, just not renew, what else could it be but the claim we made?

A home warranty plan was included with our home purchase. We bought up to include some items not covered by the basic plan. In July, when the temps were hovering around 105 degrees, Old Republic could not get a technician over for 10 days. TEN DAYS at 105 degrees? I don’t think so... I cancelled the appointment and we had it fixed the old fashioned way, we paid a professional technician what he was worth.
Recently, in fact the day before cooking a big family meal, our dishwasher stopped working and our range was having intermittent problems. A week later a technician could finally fit us in - miracle of miracles, he was the same technician who was scheduled to fix our A/C last year. I feel like they only have one tech, who is a jack of all trades. Two weeks passed and I called the tech to see what the status was. He had found the parts for the dishwasher but was having trouble with the range. He wouldn’t return until he had all the parts cause he didn’t want to make two trips... Several more days passed before ORHW called me to get some identifying information so they could order the parts which should come in within 24 hours. The next morning, they sent me an email stating the parts would be in 10-14 days from now. We won’t be renewing this policy.

Just called to order a new plan on my duplex. I have 4 policies with Old Republic and my husband is a realtor - I reached someone and when I said he was a realtor, the girl transferred me to another department... recording said wait 2 min., then 3 min., then 5min, etc. etc. I was on hold for 13 minutes. So... called back and the girl said to just hold a minute... well, I waited another 10 minutes and she came back on the line and was not friendly. I asked if there was a problem - she didn't answer but asked me what property I wanted to insure. I told her it was for a rental property and she said, "Can you hold a minute..." At this point, I said, "NO I WILL NOT HOLD AGAIN AND I WOULD PUT MY REVIEW ONLINE RIGHT NOW."

I dealt with Old Republic Home Warranty for my upstairs AC. It took a little bit to get the parts but it was wonderful. Monique out of the California office was tremendous. I would definitely recommend Old Republic.

For months we had been getting sick as a result from the air quality in our recently purchased home, hospital visits and urgent care visits. After having everything and anything outdated in the home that could have been the cause we narrowed it down to our 30 year old system, when we opened it the portion where the air was passing through was warped, destroyed by water damage, rotting, and rusting to the point where it is unusable. The minute we saw the conditions of it we shut of the electric to it. Good thing we had purchased the Ultimate Platinum Warranty... I couldn’t have been more disappointed with any service I have ever purchased.
The contractor they hired basically told me it had to be replaced, he sent pictures and a report to Old Republic - they said because it was not anything mechanical they couldn’t do anything about it. They told me to stop calling every time there’s something wrong with my unit - literally (I only called once. The second was a recall to the first service). I offered to send them my own pictures to make my case and they denied it. I don’t see how their own contractor recommended the homeowner to replace the unit and the warranty company would deny the advice of the same contractor they hired to repair it. Do not buy this warranty, I wish I’d read the reviews prior too, what I can see is more people have been dealt the same card. I wish I’d saved my $590 to use it towards the replacement of my unit. I will not be renewing my warranty and I’m happy I found this out the 1st year and not years from now.

We just bought a house with a 1-year home warranty. We had a faucet handle in a tub and a spray hose fitting in the kitchen break off (internal parts). The company refused to fix it saying that they were mishandled or broken before - which they don’t cover. I’d just like to know how a homeowner is supposed to know what’s broken beneath the surface when the warranty company seems to know all. The plumber they sent was many hours late and didn’t have time to fix the issues. And then we went for 2 weeks waiting for them “to get the parts”- only to be told finally that the plumber had deemed the damage to be due to mishandling. Don’t count on having any major repairs fixed with this company.

I find that the majority of the coverage is just really basic appliance coverage which is at the discretion of the company called out. We have placed 2 calls and neither covered due to the company deciding that the age of the appliance must have created a pre-existing condition. Upon renewal, Old Republic increased from $50 to $75 and the coverage appears to have gotten more stringent. We didn't renew yet they will constantly call and tell us we are eligible for review. We have sent emails to them asking to be taken off their call list however it still continues today.

They refused to pay for the price of the repairs to my heating unit. They paid a ridiculously low amount that wouldn’t even cover the amount of the parts let alone the labor involved in the repair. I researched the parts myself and they lowballed the parts and labor involved in the repair by an incredible amount. The labor and parts cost $650 and they covered $175. That’s complete horse crap. I hope they lose their business.

I have now dealt with this company for 2 years and it is always the same thing. Preexisting or the sellers must have done it and they don't cover anything done by another person to ANYTHING because they must have done it wrong. Did you know they also don't cover anything done by pets & pests and people and pre-existing. If you bought a home lived in before, don't get this warranty. It means absolutely nothing to them. Before you buy a home for one, get a really great home inspector. It may cost a bit but I guarantee you will be making the best decision for your long-term happiness. And if your realtor tells you that they got you a home warranty, say, "No thanks" and take the seller's money used out of my cost. This warranty will give you nothing but frustration and if you write them a bad review, you will start getting harassing phone calls like I did from a Ms ** from corporate whose message sounded like she was about to tear into me.
I'd love to play it for you since she left it on my answering machine. No illegalities about that. Think of a way I can post a voicemail and I'll do it. Home warranties are made for Real Estate agents to con you into a false feeling of security and you buy into it until your first repair. Mine happened the second week I lived in my house. Now they wished they didn't fix because they were defrauded to "on good faith". This was a good house. It was and is not so they have not fixed anything at all this year so my contract is up and they are gone. I will never fall for that line of nonsense again. Want to give some advice to folks so they can learn from our experience. Our refrigerator went out and service call put in 2/12. As of today, we still don't have a refrigerator. I posted on their Facebook page and I got put in touch with a specific person, which I thought would help. But after repeated visits by a tech, swapping out part after part, Old Republic finally decided to go for replacement.
Except they're claiming that all the repair costs to this point are deducted from the coverage limits, and lower the amount they'll pay for replacement. (No option was given for them providing a replacement either). The offer they made is about a thousand dollars less than the cost of equivalent appliance, so now over a month after putting in the call, we have no fridge and not enough month to buy a replacement. At no point were we given an option for replacement, they wanted to go forward with the repairs or give us money to have repairs done ourselves. So take that experience as what you can expect if you decide to get service through ORHP.

Absolutely disgraceful company. They had no service providers within our area and then charge just to use an outside one and then refused to pay the cost of repairs until we paid them first. And then they would refund us what they felt was correct. Do not use this company at all costs.

Save your money. Old Republic doesn't pay for anything. If plastic components break and/ or missing they deny your claim. Too many clauses. Better off putting money toward a handyman or reputable service repair company. Customer Reps need better training on conflict resolution.

I have had the handle on my built in microwave break three times. I have asked them to replace the item instead of doing a band aid repair that lasts about a year. They keep telling me if it can be repaired they will not replace it. Obviously after breaking three times in the same place it can't be successfully repaired. It needs to be replaced but I am unable to get them to do so. I'm feeling at this point that this home warranty is all a scam. I hope they prove me wrong by stepping up and replacing the microwave like they should have the first time. I did not have them send out a repair person this time so I do not have an order number. I couldn't see paying another service call fee only to have a band aid fix AGAIN.

On December 22nd I contacted Old Republic Home Warranty to fix a dishwasher that had been experiencing issues. LA Appliance is assigned to fix dishwasher and arrive on the 27 and by the 30th they diagnosed the dishwasher as needing a new control panel. On January 3rd I was sent a text message from LA appliance saying that the parts were ordered but I was informed at a later date by Old Republic Home warranty that the parts were not ordered until the 4th or 5th. Not sure why there is a discrepancy there. At that point Old Republic/LA Appliance informed me a technician would arrive on January 23rd. LA Appliance determined that something else was wrong with the dishwasher after the brand new part ordered directly from the manufacturer in New Zealand was not solving the issue.
After speaking with Old Republic, I was informed that the wrong parts were ordered on the 23rd and another technician will be coming out. On 29th another LA Appliance company tech comes out but they are unable to get the dishwasher working with the parts. Then on Feb 2nd after speaking with Old Republic again to solve the issue because I never got a call back after the visit on the 29th, I was told “LA Appliance didn’t know what was wrong” by Old Republic reps and that the order would be transferred to City Appliance. February 6th City Appliance orders new parts for service. Feb 9th repair appointment is set with the same parts as before with LA Appliance. Appointment is rescheduled for the 13th, the company texts me and rescheduled for 14th. They no call, no show on the 14th on Valentines Day, I follow up and call and Thursday to speak with a supervisor, I never get a callback.
I call again on Friday to speak with a supervisor and then I call back again on Saturday the 17th. All City Appliance rescheduled twice and I was unable to work on the 13th, 14th and then the Friday before causing me to miss out on 3 days of work with nothing ever being done by the appliance company. Now Old Republic wants to send All City to come repair my dishwasher with the same parts that didn't work with LA City Appliance. I don't trust them to complete the job and they are doing this so they don't have to replace the dishwasher. Now they are forcing me to take a $637 payout in lieu of being unable to fix the dishwasher.

In June--July, 2017 my husband and I and our pug dogs had the absolute worst experience we've ever had without air conditioning (and we live in the desert) during the hottest months of the year. Temperatures were over 110 degrees and we had to spend approximately $900 to stay in a motel because Old Republic could not properly fix our air conditioner in a timely fashion. We are seniors with health issues; it was extremely hard on us and our pug dogs cannot breathe in extreme temperatures. Old Republic does not reimburse for days spent in a hotel even though they tried to fix our A/C unit once and when it still wasn't fixed, they had to order "other parts" necessitating us to stay AGAIN in a motel. All together we were in a motel for about 8 days and nights. My husband works out of our home and was only able to work partial days due to the extreme heat.
We even tried using a "portable" A/C unit to cool off one small bedroom in our home, but to our dismay it DID NOT HELP lower the temperature. When I would call my Sales Rep. or her manager to ask if there was some way to expedite getting the parts to fix our A/C, I was told they were working as fast as they could. The funny thing is, when I would talk to the A/C company to ask when they ordered the parts and if they could be sent "overnight," the A/C company told me that Old Republic did not request an overnight delivery. I am canceling my coverage and have decided I will not get a home warranty again as there are too many "ifs," "ands" or "buts" in the contracts I've seen. There don't seem to be any home warranties that will pay a customer back if a hotel/motel is necessary due to them dragging their feet on fixing major necessities of life such as air conditioning when one lives in the desert.

I am giving two stars because I did meet a very honest plumbing contractor through this company that I will use again in the future (privately paid, of course). Our real estate agent gave us a policy as a gift when we purchased our house, we should have canceled after a year because by then we knew the house pretty well. However, my husband renewed for several years, this company got a LOT of our money. When we eventually had issues with an intermittently non-draining dishwasher and toilets that were constantly running, I made a call for service. The plumber is one contractor, and the appliance guy is a different contractor, so the company got two trade fees. The plumber was great, he was very honest and told us his hands were tied and our toilet replacements would have to be the cheapest thing from Home Depot unless we wanted to upgrade and pay for it. The toilets we got were so lousy they would not even flush a mosquito. Horrible.
The plumber was apologetic, and came back on his own a time or two to adjust the cheap replacements in an effort to make them work better, but he acknowledged that the product that Old Republic supplied was simply inferior and cheap. He took a look at our dishwasher and said that it was so old that it would be unsanitary for us to use it, since we had let it sit idle for a year because of the intermittent draining problem, and that it needed to be replaced, but since he was not the appliance contractor he could not do the work. So the appliance guy came, a young kid who was rude and hastily put the dishwasher through abbreviated checks of all cycles. He did not see a duplication of the problem and said the dishwasher was fine. He did not even let it run an uninterrupted full wash cycle as we requested, so I feel we were ripped off for that trade fee.
I noted these concerns on the service receipt that I had to sign, which infuriated the rude appliance guy, but I never heard back from anybody. Tried to cancel the policy but was reminded that it is a 50.00 cancellation fee, so we waited out the couple of months remaining. Be advised that leaking hose bibs, leaking windows, any external plumbing is not covered, and also be aware that instead of using one contractor or plumber that could fix everything on your list, they will want to send out multiple "specialists", each requiring a trade fee that is no longer even competitive. Remember, their cheap toilets won't even flush a mosquito.

We purchased a house in Aug of 2016 with a home warranty from Old Republic. In Dec. 2016 our hot water heater went out. We were told that they would not cover any of it since it was still under manufacturer warranty. (Everyone knows that manufacturer warranty never covers labor only parts). We covered the expense of the replacement ourselves after going round and round with the company and numerous faxes for continued paperwork that was already faxed but they could never seem to find.
I made several attempts to contact the hot water heater manufacturer and it took a year before I could actually get someone there to give me a straight answer and tell me the manufacturer's warranty wouldn't cover us since we weren't the original purchasers. I re-faxed all paperwork to Old Republic along with explanation of why they should have covered it. They told me they could cover the expense because we didn't have a current policy with them! At the time of the occurrence we did and they should be responsible for this repair.

THEY ARE A HORRIBLE, UNETHICAL COMPANY WITH TERRIBLE CUSTOMER SERVICE. They have flat out refused to pay my claim for my pool equipment that went out, even though I paid extra to have it covered. Now, my furnace is out and costs over $4000 to replace. They are only offering to cover $712 of it. They give the Heating Company $365 of that for labor and the rest is spent on the crappiest, cheapest unit they can find. They instruct the call takers to treat the customer as poorly as they can. They will be all sweet when you need a call sent, but when it comes to getting your money for a bid, they make it very well known that they don't give a crap about any of your expectations and you can just go ** yourself. Save your money, don't work with them. Contractors are leaving them left and right. That's why they can't hang on to good contractors.

We recently bought a house in Fairhope, AL. The previous owners supplied us with an Old Republic Home Warranty plan because they knew there were a few things in the house that were old and would need fixing. We have had a plumbing problem, a ceiling fan problem and a gutter problem which we contacted ORHP about and each time they would hem and haw and finally tell us the problem wasn't covered even though it states in the plan that some were covered. This is a pretty slimy company which specializes in smoke and mirror business practices in my opinion.

Each time I call I am told there are no providers in my area and it is my responsibility to contract the help necessary. HOWEVER, when I do that no one meets their criteria, won't cover anything I have asked for AND I am expected to pay the full cost of everything that needs repair or is broken. Let me clarify that. THEY WON'T REPAIR ANYTHING EVEN IF IT'S A MATTER OF DAYS BEFORE IT COMPLETELY BREAKS DOWN. My furnace is the perfect example. What started out as a faulty fan (wasn't turning when necessary) and a leak on the outside heat pump which causes the pump to run for up to 10 minutes before ANY heat comes into the house and when it does it has to be set way above 75 just to get heat. After it starts working it never shuts off!
It's 15 degrees here and I would like my furnace/AC pump to work efficiently and properly. This is costing me a small fortune I cannot afford. Then there's the dishwasher that doesn't clean the dishes, the rinse solution runs out the door and onto the floor but because the dishwasher has not completely stopped working (in their opinion) they will do nothing. How about the garbage disposal? Ditto! Having to pay for these items myself before they will take care of anything is another burden. If I had that kind of money sitting around I wouldn't need insurance.
They say I live in a "rural community". I live 15 minutes east of Spokane, WA and that's why there are no providers available and apparently the ones I have contacted and who have spoke with Old Republic are "not acceptable". I have spread the word among the realtors and their staff that I am in contact with "stay away from this organization". To buyers and sellers "REFUSE" to pay for this so called service. Total and complete waste of time and money! I highly recommend you DON'T WASTE YOUR MONEY ON THEIR SUPPOSED "HOME PROTECTION".

I used Old Republic three times last year. I followed their guidelines for requesting service. There was only one slight problem with making contact with the service rep. All the repairs were done in a timely manner and as per Old Republic's warranty. My only concern was the pipes to our new water heater were not covered. I have renewed with Old Republic and will continue to do so until there are major problems that I have read about from other reviewers. Hope that doesn't happen.

There are many home warranty companies in the marketplace and I highly recommend Old Republic for your home warranty company. They are easy to reach, quick in finding excellent service folk, reasonably priced and always accessible. I have maintained my service contract for many years with this same company, BY CHOICE, and the service continues to be reliable and good. Have heard stories of other similar companies and not one seems to maintain the same standard of providers that I've experienced with Old Republic, and that's why I am taking the time to write this review.

Our policy was purchased by the sellers of our home. Unfortunately, shortly after we moved into our new home, we had some issues. Some were successfully resolved in a good manner. Others, were quite the challenge. We discovered that the service companies are supposed to file a report within 48 hours regarding the service needs. However, there is no internal mechanism that alerts the company when the reports aren't filed time. We had one service company that came out and then, disappeared. I had to wait three weeks while they made continued attempts to reach him (after I notified them that he was not reachable) and then, they finally reassigned someone else for the service call.
We've had substantial issues with both of the air conditioning units. Before it was finally resolved, we used 4 different servicing companies. These companies never had the same person and sometimes, the technician indicated it was their first day with this company because of turnover. The units had most of the internal parts replaced at least once. I'm sure some were done twice. Our air conditioning was out for 3 months starting in August. As my sweetie has MS, this was not acceptable. Calls didn't help and we were just given one story after another. There are no set of circumstances where I would utilize this warranty company again.

I paid over $500 for their supposed "Ultimate Coverage" but the only thing here ultimate here is the insult of being told "oh that's not covered". Seems their list of things covered is growing smaller and smaller. Was told by one of their representatives my faucets in my bathroom are "covered" and my leaky shower too and wobbly kitchen faucet, after the plumber came out charged $65 and I get a phone call from Old Republic that Kohler isn't covered, even if it was not Kohler. The customer service is abysmal and lame as can be. I absolutely would NEVER recommend this horrible business due to their completely dishonest business dealings. Run, don't walk from these people. They are the worst!!!

They used two different companies on one problem because it wasn't fixed. Part of the ceiling fell down and both companies said it was the other company's fault. It cost my people a lot of money.

Policy was purchased by home seller who sold us a lemon. Leaks, missing pipes, dangerous wiring. Old Republic sends out THEIR subcontractors who charge 75 bucks to write down what you say to the operator at Old Republic. We had a leak from the sink to the fridge water line. “Not covered.” Old Leaking water heater: “Not Covered.” Faulty wiring: “Not covered.”
This week we discovered a broken pipe that leads to the garage for the clothes washer. They sent another grifter whom immediately began scheming on how to get the coverage in cash. He said he’d overestimate the problem and we could get the cash and pay him to fix the problem another way. EVERY company they send wants to pull some version of this scam. It’s now cost me $300 for these grifters to waste my time and piss me off. At least they’re nice when you call. GRIFTERS. DO NOT USE!!!

I'm a Real Estate Broker and our office averages 60 - 75 agents so you would think they would pay attention to our service calls since they depend on our referrals but not so. I've had a service claim in for 9 days to repair a covered ceiling fan, 3 back up calls including one to their local rep who has always assured us she would get involved if any of our clients ever had service problems and still, no contact yet from any serviceman. I will be pulling all their fliers from my office today and will not be EVER referring Old Republic again.

Stay very far away from this company!!! We needed our ice maker repaired and opened up a work order. After 3 days of not hearing from the repair company that had been assigned to the repair, I called and the secretary said she hadn't even opened the request up yet. We scheduled the service for two days later with no guarantee of arrival time. I took the day off of work, only to have her call midday to say they could now not fix this until Monday due to parts. Keep in mind they had never seen the appliance and had no idea what parts they even needed. I call back to Old Republic and they then assign someone else. After waiting another day and a wasted vacation day, I talked to them and they can come out in a few weeks.
I call back and get a third person assigned who cannot come out anytime soon. At that point they were out of options in the Tampa area. After multiple calls and speaking with a supervisor, I was told to find my own repair person and they would do an "out of network" for the service call but I would have to get it authorized in advance. I called Old Republic for the authorization, was immediately transferred to the department that handles this. I have now been on hold for 56 minutes and it is saying I have a 23-minute wait, which I find interesting since it told me 56 minutes ago that I had a 21-minute wait. They give you the option to "call" you back but I don't believe for a minute that will happen.

Bought this plan at closing on my home in March 2017. Was told plan covers listed appliances with $100 deductible at closing and policy was received some time later in the mail. Returned to Florida October 11. Garage door opener was not operating correctly. Opened but would not shut unless wall button was held. Called Old Republic at 1 800 972 5985 and explained situation. They said it was covered, but I would have to pay $100 to their contractor when he came to fix the opener. I asked if the $100 is all I would be required to pay to fix my door opener. They said yes. They had me contact A-1 Door Repair Services, Inc at 888 371 4300. To arrange the repair. They arrived in an unmarked vehicle and spent 10 minutes looking at the opener, then told me the circuit board was shorted out in one place, but he didn't have the parts to fix it with him and they would have to see if they could get the part. Then he asked me to pay the $100.
Before I paid I asked again, "Is this my total cost to get this fixed?" He said, "Yes." I said, "What if you can't get the part?" He said, "Then we will replace it." I said okay and paid with my credit card. (My brother witnessed both conversations when I asked about the $100 deductible.) The A-1 guy said his office would contact me the next morning to let me know how it will be fixed or replaced. No one called. So, I called them. I was told it would not be fixed because Old Republic denied the claim. I demanded my $100 back. They said, they didn't get the money, it went to Old Republic. I called them and they refused to fix the opener, because they said the door was out of balance and the failure was caused by a surge. I asked what that had to do with denying the claim. They said surges are not covered and referred me to some fine print in the policy. I said, "Then I want my $100 back so I can get it fixed."
They said it's not refundable because it's a service fee. I asked to speak with a supervisor, and she refused to let me speak to one, saying I had to file a written complaint. I said, "Both your representative and the A-1 contractor told me all I would have to pay to get my opener fixed was the $100, and now you are not fixing it and charging me $100 to tell me it's broken." She said, "We don't have to refund your money because it says in your policy, you must pay the "service charge" whether or not we fix the problem." She pointed me to more fine print. That was the first time I ever knew that was a part of the contract.
I asked for my $100 back and to cancel my policy and refund my money, because they are not paying claims. I asked, "What qualifications A-1 had to prove their analysis of the problem." She said, "They wrote it on their ticket." I said, "I would have my attorney contact them and file a complaint with the Florida Attorney General." She told me how to file my written complaint. And still refused to let me speak to a supervisor. I told her, "I can't wait for all this written correspondence to get my door fixed." She said, "Have a nice day."

Realtor paid for this Home protection plan as a housewarming gift when we purchased the home in June. She purchased their best plan which included A/C repair. Old Republic doesn't seem to have contractors that care. Called to have a leak in my shower valve fixed. Contractor turned the valve on full blast and flooded the wall. Then turned it on a second time. Told me that I had to remove the shower tile before he could work on it. The shower tile is part of about 100 sq/ft of bathroom tile.
A second contractor was supposed to come out and look at the problem. No show, no call. Got an ok to hire my own plumber. Was charged $833 which is thousands less than removing tile. ORHP charged me the $75 deductible and sent me $145. My second call was for my refrigerator which shut down. They sent a service order to Scott's Appliance repair in Salinas CA (don't use) who couldn't come out for 2 weeks. Called ORHP and they reassigned the job to Alpha Appliance Repair in Salinas (I do recommend) who came out the same day. Ordered parts and fixed the problem when the parts arrived.
Now my Dacor stove vent fan has stopped working so I called ORHP. They assigned the job to Scott's Appliance Repair so I asked then to reassign the job to another contractor. They said dispatch would have to reassign the job and they would call me. No Call back so I called them at the end of the day. No reassignment. I called Scott's to ask when they would be able to give me an appointment. Not for 10 days. I told them I saw smoke and was afraid I would have a fire. The lady said "Oh I just had a cancellation on the call before so we can come out on Thur. (in 2 days) and we will call you to let you know if it will be morning or afternoon."
It's Thursday with no call from Scott's as to what time they will be here. Scott's did not answer the phone and the Voicemail box is full. Stuck at home all day instead of half a day. Hope they show up. Note: Would have used Alpha Appliance Repair but they are not qualified to work on the Dacor stove. Tip: If you purchase ORHP, they only cover items that were working and then broke down. Items are not covered if they were not working when you purchased the home.

Attempting to have our AC fixed. Called this weekend... first AC vendor is no longer in business. Called and got a second AC vendor. Second vendor is closed–for three weeks. So, now I get to call again and try another wonderful Old Republic vendor. Oh joy! BTW... When you request a new vendor you are delayed one more business day! By the rate we are going we will have AC by winter! For those of you that are looking for a brilliant business plan... please make note of this model... Take customer premium payments then hire vendors that are never available so you never have to pay out!!! Win for the company only. Fellow consumers do yourself a favor... save yourself the cash and frustration and pass on Old Republic.

Called ORHP for a refrigerator repair. Temperature wasn’t right and turning dial wasn’t helping. Also had a small leak at the water & ice dispenser. 8/22/17 an appliance repair company came to repair. He said he knew exactly what the problem was. Thermostat was out and we were in luck, just happened to have one In his truck. He replaced it. He also turned The temp up 1/4 by in the fridge side. Not sure what he did to fix the leak in the water & ice dispenser. I was busy somewhere else in the house.
Later that evening we noticed our milk and other items in fridge were frozen. Tried to turn down the fridge temp but knobs wouldn’t turn very easy. Also had water in kitchen floor. Mopped up a few times. Called him the next morning and he told us he forgot to tell us to run a couple of gallons of water thru it due to there was air in the lines. We ran 12 large pitchers of water through. Still leaking. Called ORHP and asked for a different repair company since now we were having more problems than before we called. We pulled the fridge out and turned off the water to stop the puddles since it would be a few days before the other company could show up.
The other company came on Sept. 9th. Said the first company put in the wrong thermostat and also broke the line going to the filter. That is why it had the leak. They had to order parts. After a couple weeks of buying bags of ice and bottles of water, we called the repair company. Seems like they forgot to order the part. By now we have had to throw out some of the food due to not freezing in the freezer and freezing in the frig. On 10/6/17, we heard a loud banging noise coming out of the freezer. We noticed the freezer wasn’t freezing at all. Called the company and was told the parts would be in on Monday the 12th of Oct. By Saturday we had to throw out everything in the fridge & freezer.
Monday they showed up, tried to fix, had to go get another part. Put it in and it blew something else. Tried for awhile and came in and said it was unfixable. They would contact ORHP. We called ORHP Tuesday to check on and was given the runaround. It had to go to purchasing to calculate all the parts needed to repair it versus replacing it. I am so lost with as long as this has taken and everything that has happened~~~.
But as of Thursday night Oct. 12th, after making the first call on August 22nd, needless to say, we have nothing taken care of and got no return call from a supervisor today. Now we will just go buy a fridge and will have wasted the $575.00 we spent on the warranty. They outlasted us. ORHP 1 Homeowner 0. I do not recommend the frustration!

As a Realtor, I recommend this company to all my sellers and buyers. I maintain this warranty platinum edition on my personal home - renewing annually. Since August of 2014 when I began coverage on my retirement home, I have saved $2700 in repairs (not including recent HVAC repairs). Most recently in July I had the HVAC compressor & evaporator replaced for $165. My neighbor had the same issue 5 months earlier and paid $3500 in repairs. I recommend the seller's warranty coverage on every listing which converts automatically converts to buyer's coverage at close of escrow. A trade fee call of $65 is all I pay toward each repair service. I wouldn't be without it.

They ask you to diagnose the problem before sending someone out to your house. Hello! If I could tell you the problem and fix it myself, I wouldn't be calling for someone to fix it. Just relocated and moved into our newly purchased home. My wife and I had a few items on our repair "punch-list" that required a plumber and electrician. Once connected to the service agent, he began leading me down a path that I didn't like. I knew he was setting me up for something... He kept asking "When did that plug last work? When did the toilet not rock back-forth?" I advised I really don't know as I just moved in 2-weeks ago. He took great pleasure in DENYING every item as they do not cover pre-existing conditions. A huge waste of money for our sellers. SKIP Old Republic and just hire a good electrician/plumber.

I purchased a small 900 square foot home in Dec. 2016. It's a single story in Las Vegas NV. The prior owners purchased this home warranty plan good for a year. The AC went out around 9/12/2017. I called Old Republic Home Warranty and they sent someone out. The person never came in the house. He looked at the compressor and said it was new. The house was 88 degrees at 6:00 PM. He put Freon in and closed up the very small AC. Overnight the house cooled down to 78. Worked one day then stopped. I called the contractor back told him it stopped working so he came back a couple days later.
This time he said that the compressor was installed incorrectly. He said the filter dryer was not changed out. He said he would notify Old Republic that it was installed wrong. He then proceeded to play around with the connector and it caught fire. By now I'm getting fed up so I told him to email me what parts need to be replaced and how much it will cost. I asked for him to email me because he was from another country and very hard to understand. He never emails anything to me but I get a call from good Old Republic Home Warranty telling me that since it was installed improperly that it wouldn't be covered at all.
I called another AC company to get a second opinion but they couldn't test the AC because the connector was burned out from the last repair guy. I'm now waiting to get a new connector so this other company can give me a 2nd opinion. This company is rude and worthless. The girl that called me to inform me that it wouldn't be covered had a very bad attitude. She might have been tired from maybe marching with BLM. She constantly interrupted me and said if I read the small print on pg. 8 I would see why they wouldn't cover it. I told her that since they weren't going to cover the AC then I wanted to cancel the warranty which the prior owners paid for and is now mine since I purchased the home. She said it had to be in writing and that I may or may not get a partial refund.
Let me tell you, this company isn't worth a stamp. For anybody thinking about a home warranty please look at all these negative reviews. I'm sure most companies like this one are rip offs just out to get your money. They work with their own vendors who make in my case $65.00 or more to show up at your house for a few minutes and usually find a reason to void your warranty. Glad it wasn't my $315.00. I will be doing more follow up on this when I get a new connector installed. Save your money so these crooks hopefully will go out of business.

My husband and I got a home warranty from Old Republic when we purchased a new home, and from the get-go, the company has been extremely difficult to work with. Most recently, our dishwasher stopped working. We called Old Republic, and they sent someone to repair it. This repairman explained that the issue was with the breaker box, and he said an electrician would need to come to fix that. After more than a week or arguing with the company to send an electrician, someone finally came. He let us know that our entire breaker box really needed to be replaced, but he said Old Republic was much too cheap to do it, so he proceeded to replace only the single broken breaker.
The next day, our pool pump wouldn't work, so after arguing with Old Republic yet again, they sent someone to repair the pool pump. He informed us that it was the breaker box again. Apparently, the electrician who replaced the dishwasher breaker broke the pool pump breaker. Since he wasn't an electrician, he couldn't repair it. So we found ourselves again arguing with Old Republic to send another electrician. We paid the dishwasher repairman $75, the first electrician $75, the pool pump repairman $75, and now Old Republic wants us to pay the second electrician $75!!! All this and they won't even let the second electrician replace the breaker box - they are only clearing him to repair the breaker the other electrician broke!!! You can't make this stuff up!!! We plan to cancel our service with Old Republic and hire a reputable electrician to replace the breaker box. Old Republic is a terrible company with zero interest in serving its customers!!!

I recently had a problem with my HVAC system, which was covered under my home warranty. I have been a victim of the good old bait and switch by this unscrupulous company. After being told on the phone by the CSR what they would pay toward the repair, I received reimbursement that was 50 percent less than I had verbally been promised. When I questioned the discrepancy with management, I was told there was no record of this nor would I be provided a copy of the recorded phone conversation. Shame on you Old Republic. My only recourse... recounting my experience with every social media and consumer review platform that I can access, not to mention contacting the many real estate professionals with whom I work to warn them and their clients about this company. Inexcusable. I have learned a valuable lesson... get everything in writing and record every phone conversation!!

I have had Old Republic Home Warranty for over 4 years. At first they were very helpful and easy to deal with. Not sure what happened in this last year but their customer service is one of the worst I have ever experienced. Not only do you wait on hold for over 30 minutes every time you call, the employees seem to just read off a script and don't even listen to you! I had a service request into them for a leaking toilet at my rental. They sent out a technician that knew nothing about a toilet leak. I will not mention the name of the company. He managed to crack the tank on my toilet while tightening a bolt. So the leak was terrible now opposed to a tiny drip. So Old Republic sent out another company and the technician looked at the toilet and said, "well whatever the guy did before me, cracked your toilet by tightening the bolt at the bottom of the tank beyond its capacity."
Soooo then Old Republic calls me and states they don't cover "cracked" toilets. I tried several times, again on hold for 30 minutes or more each time I called, to explain that it wasn't cracked in the first place! The technician you sent out cracked on the initial so called repair! They would not listen nor did they care! I will never contract with them again. Needless to say my toilet was cracked and leaking due to the incompetent company THEY sent out, now they wouldn't cover that expense, I had to pay $325. for a new toilet install the next day since my tenant needed her toilet!
I called the following day and cancelled my contract that I renewed with them for the 4th year, only having 5 months in and asked for a reimbursement for the remaining 7 months. They said, "Oh yes we will send you $57.!" I paid $625. for the year and had 7 months left! That is some serious fuzzy math! I left more messages, only to have more people call me back that read the same script that I had heard every time before. They want you to get so frustrated that you just drop your dispute. DO NOT USE OLD REPUBLIC! THE WORST!

I had been calling the warrant company to send someone out to see what was wrong with my ac and they sent a company out that at first told me that the ac need cleaning so I did that and paid out of my pocket then the ac was still not cooling. I called the company - no answer. The warrant company called the company no answer. Then they finally answered and they went back out and said that it was totally something different wrong. It need antifreeze so they put that in. Gave it a few days and still not working. The same company came out and said that it was the coils this time and that it would go out soon.
Told the warrant company and they said have to wait until it go out. Okay cool. About week later the same company goes out there and tells the company that someone has been messing with the outside unit and it not wear and tear. So I tell the warrant people why would someone mess with the ac in Texas heat. They tell me that they will not be paying to replace the ac because someone messed with it. And didn't even listen to me but to the same company that didn't answer their calls at time and they even had to get the manager to email the ac company. Worst company and I had been with them for almost 14 years.

I closed escrow on my home Sep 1st. I had a full inspection done. I made my walk thru the day the sellers moved out Aug 30th, all appliances were in working conditions. I used the dishwasher the day I moved in Sep 1st, did 3 or 4 loads and it was working fine. On Sep 2nd I notice that the floor next to the dishwasher was wet, I opened the dishwasher and I notice 3 to 4 inches of water sitting there. I decided to run another circle and still not filtering the water, I called Old Republic on Sep 3rd around 1145a MST.
I spoke to an agent called Jennifer who refused to give me a last name. I tried to explain what happens and She will cut me off with questions that I answer like "did you get an inspection done, when did you close escrow," without letting me explain exactly what happened. She told me that they won't take my order. When I asked why she replied that because the policy started on the first the dishwasher could be broken before it went in to effect. I explained that I used it several times the 1st and the second, she replied, "you never said that before." She didn't let me explained when I try to talk she just questioned. I asked for a supervisor, she told me that she was. Trained enough and didn't need one, I hung up and try to talk to someone else.
I got a guy named Alex this time, He let me talk and I explained my situation. He told me that Jennifer notated my account and that because of this he couldn't take the order, that next Tuesday he will call after he speaks to a manager and the manager listen to the call. I work in real estate for a Bank and I let Alex know that my realtor and clients will know what a horrible service they provide and will cancel the policy to go with another company. If this happen with a dishwasher I don't want to think what would it happen if the issue was my A.C. I'm very disappointed will not recommend Old Republic to anyone. They wouldn't even give me an order number.

We got a home warranty because our broker insisted on it and got the seller to pay for it. I did my homework online and ORHP had BAD reviews, American Home Shield and some other companies had better reviews but it look a little too 4-5 star compared to other companies. Back to my topic ORHP. I've been with ORHP for almost 4 years now and I must say I'm satisfied. First of all guys you need to do your homework and read the fine print, what's covered and what's not, it HELPS A LOT when talking to a rep to make a warranty claims and working through. First let me say what all I've had claims since I bought the house. Within a few months our Gas cooker knob got stuck. Called ORHP. They sent someone, tried to fix it, couldn't fix it. They gave me a cashout offer that I took and got it replaced with a brand of my own choice and I decided to upgrade.
About a year into the house the garbage disposal broke, called ORHP. They sent someone to replace it. At first he got a really cheap replacement. THIS IS WHERE DOING YOUR HOMEWORK HELPS. The fine print in my contract (the whole contract is JUST 3 PAGES so yes PLEASE READ IT) said they will replace it with an equivalent model or superior model. I called ORHP and told the rep (very calmly, they are very polite if you're polite) that the contracts says, same, similar or better. Since my garage disposal was over 10 years old, but a premium brand they upgraded me to a premium model and had it replaced in a few days. YES, EVERYTHING TAKES A FEW DAYS, so please don't complain. Just build it into your plan and you'll be happier about it.
A few month later my garage door opener light stopped working. I happen to an engineer so I did a little checking and found one of the relays on the circuit board fried. Back to the contract, it said it will NOT cover Light Bulbs but it DOES cover circuit boards. Again I spoke to ORHP explained that the Circuit board is faulty AND NOT the bulb or the socket. A few minutes of conversation and they agreed to replace it. Same things as earlier, they got me a Contractor Model, I pointed out that I had a premium grade model installed, so they upgraded me to a the next level (this took some convincing but they agreed in the end). A year later the second garage door opener had a similar problem with the circuit board and they ended replacing it, this time with some conversation with a model better since the older model was no longer manufactured.
A few month later in winter my water boiler started leaking, called them up, they sent someone. Similar conversation, same model or better models, did my homework asked about the model numbers compared them and was happy they had picked a good model. Now I was hit with a charge of $600 for doing the work from my end. This really pissed me off at first and likely everyone I was in denial. Then my level head kicked in and I got into the economics of it and the contract.
The contract very cleared stated that they will NOT cover any modification required and code violations. With my house being 20+ years old and most of the equipment with it, yes it didn't adhere to modern code. My issue was with the fact that the contractor was charging me 3x-5x of what someone else would charge me for the same work. But if I decided not to go with him/her, then I had to cash out. The problem with cash out is that it barely covers the cost of the equipment. That's because ORHP has LOTS of buying power and HUGE discounts which we cannot get. So say they said the cashout value of my boiler was $600.
If I went to Lowe's it would cost me about $550-$600 to get a new one similar model. Then an installer would charge me another $800 to install it and the parts etc. With ORHP I had to pay $600 over what they were paying the contractors and I now understand why. They pay the contractors SO LITTLE money for the labor that the contractors only make money by charging you back for it. So they literally paid the contractor $200 for $800 worth of work. So contractor had to charge me the difference $600 to make up for it and they billed it under code violation (e.g. a air tank for $125 where it costs someone else $25). Now that's the trade off. You need to read your print. They were in the right, I have to pay for code violations and modifications but at the end you'll end up paying less than going outside.
Now my AC starting giving trouble and wasn't cooling. NOW I was worried, from everything I've read on these forums. I called them up. They sent someone, he came and said I had a leak my ancient evaporator coil. Same rigmarole, they would charge me $500 for the code violations and modifications. I did the math. To replace the R-22 in my system and a new coil (they gave me a Lennox, I had a carrier originally, again pleased, good quality), and get it all fixed would cost me about $1500-$1800 on the market.
I read the fine print, they covered everything they said they will cover. So the guy got paid $200 from them + $500 from me and they probably paid about $1000-$1100 for the R22 and equipment. I was IMPRESSED! They paid for the repair and I almost half didn't expect them to do it. Again I went through multiple rounds here, called in an expert for an alternative opinion etc. It took 2 weeks to get it all done, but it's peak summer and everyone's busy. But I MUST say they were responsive, even more than the contractors sometimes, answered all my 1000 questions and we all kept our cool.
Guys things take time, read the print, you WILL pay something out of pocket. READ YOUR AGREEMENT, I can't stress this enough. You will get more headway by referring to an agreement than by shouting at them. I know people have bad experiences but after 4 years I can positively say it's a mismatch of expectations. There are some VERY BAD home warranty companies out there what I've heard of from the technicians over the years but ORHP is among the best and I can vouch for it.
Three rules. 1. Thing take times, days to weeks depending up on the load, plan for it. They are helpful, if it's your only AC in the house they will prioritize it, if you have 3 they will tell you it'll take a few days. FYI they got my parts ordered in 2 days flat! 2. Expect to pay something, READ YOUR CONTRACT, negotiate with facts and be ready to pay something. The contracts will ding you, but you'll pay less in the end than going out on your own. Again read your contracts and your limits. I have seen very few limits in ORHP's contracts, whereas others that I've read are far more harsh. So do your homework. 3. Do your homework and read your contract. Do you have a reasonable conversation with ORHP. They are really nice and knowledgeable people, but if you shout they will cut you off. Have a decent conversation, they even helped me figure out how to negotiate with the contractors for non covered charges!
If you haven't heard it enough, here's one more time, read your contract and set your expectations. Then relax and enjoy! Thanks for reading all this and I hope it's been helpful. PS - One last thing, my BIGGEST complaint with ORHP is that they ONLY give a 30 day warranty on their products and work. They should give the standard 1 year. 30 days is just pathetic, often it takes more for trouble to crop up due to a bad install but then it's past 30 days and you need to pay another trade fee.

STAY AWAY from Old Republic! 3 weeks after moving into our new home the AC stopped working. Old Republic sent out a repair company which didn't fix the problem until an entire week later. Having no AC in July in Florida led to health issues and mold problems within our new home. They wouldn't even supply us with a temporary window AC unit while waiting for parts. Now our oven isn't working and they won't fix the problem because the parts needed by their contractor can be obtained cheaper elsewhere. Therefore we now have to wait for at least 2 weeks to have this issue fixed!? Find another company for your home warranty. It really can't get worse than this one!!!

I've had three warranties with this company at the recommendation at the real estate agent. Worst advise ever. I will no longer use that agent. Old Republic will deny your claim and if you're lucky enough to fight enough to get them to do anything on your claim they send you to companies that go out of business after they do the work. But not before that company charges you a significant amount of money. They won't return calls!!!! I've left 8 messages in 2 days!!!!

I have Old Republic for home warranty coverage. I don't plan on having them much longer. They don't honor their coverage. They drag their feet when a claim is submitted. They are happy to take your premium. But when you need them, they run for cover and deny everything. Do yourself a favor. Don't use them. Better to pay out of pocket yourself because you will end up doing so anyway. For the record, I had a plumbing issue that went denied.

I ordered the Platinum plan in May of this year. The plan was $975.00 which includes pool repair. I made a service request on August 8th. A service tech didn't arrive at my house until August 12th. When he did arrive, he discovered that I need a new pool pump. He then said that it would take 14 days because the warranty company will only allow them to order through their vendors. I informed him that the delay would cause my pool to turn green from the excessive heat, and in 2 weeks, I would have to pay someone to empty my pool, refill and sanitize which would cost me approximately $500.00 in expenses. I then called a local pool supply company and they informed me that they had several pumps in stock.
When I shared that information with the service tech, he apologized and said he wasn't allowed to use any other vendor, even with the extenuating circumstances. I then called Old Republic and asked them if my pool person could replace the part. They authorized $325.00 to my pool person, and Old Republic authorized $600.00 to their service tech. BEWARE. This fiasco hasn't only caused me stress, over 8 hours of phone time, hours of waiting on hold with Old Republic (when you call, the average wait time to speak with someone in the service department is 35 minutes to an hour), but is also going to cost me money to have the pool drained, cleaned and sanitized!

After paying the first $100 service fee for my AC repair, which immediately needed the same thing repaired again, not only did I then have to pay another service fee, but they also decided that the repair wasn't a covered repair. This cost me another $500+ on top of all the service fees. And I paid that homeowner's warranty premium for what???

Home we purchased came with a one year plan. We called for three different items in first 9 months. They fixed one of these problems. They have loopholes for the big ticket items. We had a problem with the pool heater that had been working and obviously been there for years. The technician they send over says it's installed incorrectly, not covered, and here's an estimate for almost $4000.00. Old Republic Home Protection then sends us a $55.00 bill for the trade call. I can get a free heater estimate from any company. It was in the technician's best interest to say it was installed incorrectly. This is a scam, very shady!!!

This company OLD REPUBLIC is a joke. Purchased home a few months ago. A/C went out and they refuse to cover. Saying the ducting was not the correct size which it was completely wrong. They said ducting airflow was 13" when it was 19". This is really poor company not recommended at all.

We had an AC guy come out that the inspector recommended for our new home. He said he needed to some repairs and would come back. The cost would be about $350.00. We called OR to use our home warranty instead for the first time. First company cancelled after 5 days of no AC so we had to wait another day for a second company. When the guy shuffled in he said the only problem was it needed more Freon. I was like, "That doesn't seem normal, I usually don't have to add Freon to my AC unit." His response was basically, ..."Oh, well. That will be $100.00." And you pay just to get them to leave. Where does the Freon go???

The compressor on our AC went out. Initially they said they would cover the claim but called back to say the manufacturer has a lifetime warranty on the compressor, so they would not cover it. The problem is, the manufacturer only covers the part - no labor, Freon or replacement vent required for repair. They said they won't cover any of that since it's related to the compressor, even if the manufacturer won't cover it. So I paid $595 for the plan, with a $100 service call fee to end up paying $900 out of pocket in repair labor and expenses. BEWARE if any of your covered appliances have a manufacturer's warranty on any part, and this part fails, you are stuck paying the entire repair bill yourself. Manufacturer's "warranty" is not always synonymous with "free repair." You are stuck paying labor and any related parts that need to be replaced in the process.
Old Republic Home Protection will do NOTHING to help you. It's a loophole that most people are not aware of, and you won't find this out until the unit fails. They won't help you contact the manufacturer and order the part either. You are on your own. Terrible company and you are better off putting that money in the bank each year and saving it for repairs yourself.

This company sells a home warranty with vaguely worded coverage. Their home warranty plan lists that they will cover a refrigerator but they fail to distinguish between the many different types of refrigerators. Their competition is very specific in listing the different types of units including all designs and specifically covering all types as long as they are located in the kitchen. Old Republic and their competition specifically exclude "additional units" that are not in the kitchen. They are refusing coverage for my freezer because it's designed as 2 separate units but they will pay to replace an entire unit based on a broken freezer IF it is attached to the refrigerator even if the function of the refrigerator is not degraded.
The fact that they did not distinguish between the multiple types of refrigerators should mean that my unit is covered simply because they cover all other units that are not distinguished in their plan. Their customer service manager, Pam, hung up the phone on me today then they blocked me from being able to communicate with them on Facebook because I posted my question publicly. This was only done after they hung up on me for asking a question directly related to the reasoning they listed for denying my claim. All of this occurred after they attempted to deny my claim for a bogus reason that the internal thermal shell was not covered. It took me calling the manufacturer to find out that the internal thermal shell was simply the plastic inside the unit. That is not broken.
My freezer won't freeze and that is supposed to be the reason that people purchase these plans. I don't believe that Old Republic is acting in good faith and I believe that the intent and spirit of their plan never meant to exclude my freezer. I read the plan as excluding "additional" refrigerator or freezer and that makes sense. But this is not an additional unit. It's my only freezer and it's in my kitchen.

We purchased a warranty policy with the purchase of a home. After 30 days issues began to arise. We had trouble with the dishwasher, water softener and swimming pool. The company did send someone to repair the dishwasher, but after two services calls was unable to repair the unit. The unit needs to be replaced and the company will not provide a settlement for replacement and only wants to continue making repairs which are clearly unproductive. The water softener is not functioning and the swimming pool actuator for the filter system is in need of repair. The company claims neither of these are covered, although it is clearly stated in the policy that they are. I would not recommend purchasing a warranty policy from this company, they do not stand behind their product.

Terrible experience. Check recent complaints with the Better Business Bureau before buying this warranty. I made a service request for a pipe leak, weeks before my warranty renewal. No contractor was assigned. After a few days I received an email that said they would not renew my warranty and a call that they would cancel my service request if I did not call them. I called them and was told my service request had already been canceled. I made a new request with two weeks left on my contract. They sent me a Plumber who said I had a pipe leak, but he didn't repair slab leaks. I called and they sent another plumber High Priority Plumbing who would not give their price before the job to jackhammer the slab and repair it.
An ORHP rep told me don't pay The plumber. ORHP would bill me an extra $1250 over my $500 to do the job. NO OTHER TRADE FEES. Upon completion the plumber Justin of High Priority Plumbing demanded a check for $1265 and had me call ORHP. The ORHP rep said, "Pay the man and you will owe NO OTHER TRADE FEES." Two weeks later I received two trade call fee bills in the mail. I called ORHP and still I received a bill for one trade call fee. I called again and they said it was resolved. After one month the pipes burst in two places and the ORHP warranty was gone. The plumber Justin would not fix anything without more money, and ORHP sent me a collection letter for their trade call fee. Good luck.

Three months after I moved into my home, my refrigerator, which was less than 5 years old, stopped working. They sent a company out. The fan was replaced. It began working again. Okay. $100 out for the service, but fine. Five months later, the fridge stopped working again. Over the course of two weeks, two different techs replaced the motherboard, which didn't work, then broke the seal system to find that there was no refrigerant, put more in and resealed the fridge. Finally, this started it working again. For a week and a half.
Between the deductibles, replacing food, and work that had to be done to get the fridge accessible, I was out about $600. At this point, they sent out the previous tech, who looked at it and was like, "Well, the refrigerant is gone again, which has caused the compressor to die." Since the tech told them the refrigerant leak was unfixable, they finally agreed to replace it. I had by now rented a refrigerator, so that I wouldn't have to live without one for another two weeks or more. That and replacing food again brought me up to about $850.
They offered to give me the latest model of what I had--which, no thanks, it's clearly a crap fridge--or cash me out for "the remainder allowed on the fridge”. From this, I get that basically, they subtract what they spent trying to fix the fridge--despite me repeatedly trying to get them to just replace it as there was clearly something very wrong--from the sum total of replacing it. I took the cash out offer. After they'd confirmed all my information, they called me to say that they had made a mistake and that the cash offer was actually $70 less than what they'd told me. Since I had accepted their offer, I informed them that this was a breach of contract, but that I also knew that without hiring an attorney and spending a bunch of money, I wasn't going to get them to behave as they should.
The contact person grudgingly stated that they would look into getting the $70 paid on "goodwill" since "it was only $70”. And sure, it is. But I will have spent about $1000 on this situation since it started. Roughly about $600 of which was completely avoidable, so the $70 kind of matters to me. Basically ** customer service. They do not care about you, and good luck getting any actual value out of the warranty.

They would not find anyone to repair my LG refrigerator. Said that no one was in their system to repair in my area so I would have to do it and they would reimburse me for the expense. I wanted to help ORHP to save money and be as helpful as possible by getting LG warranty to pay as much as possible, if possible. I went through LG and finally got it repaired after 6 weeks. LG warranty only paid for parts which I had to pay just under 1K for labor. When I went to get reimbursed from ORHP they refused and told me that since the LG was cover under warranty that they did not have to reimburse me. They knew this all along and had plenty of opportunities to reveal this information. This was their plan from the start and a complete cover up. I could have just hired someone to fix it regardless of the cost and stuck it to them. I felt that was not the right thing to do. Unfortunately, ORHP is not honest, forthcoming and does not care about doing the right thing. If you have ORHP or considering them, then you should know this beforehand and now consider yourself, forewarned.

I bought a home warranty (Platinum Policy, their best) from this company when I bought my house. Two months later, I called them to replace a valve. Two teenagers showed up at my house and told me they can't do the job and left. After many many calls to the plumbing company who is in bed with Old Republic (Lakeview Plumbing), I was not getting anywhere. Then I started calling Old Republic. I was put on hold for almost an hour, then hung up on. After many experiences like this, I was told that they will not cover the job and hung up on me. STAY AWAY FROM THIS COMPANY. THEY TAKE YOUR MONEY, GIVE YOU THE BIGGEST RUN AROUND AND DO NOT HONOR THEIR CONTRACT. If they would allow me to give less than one star, I would. I may be out $700, but I am all over the internet telling people about my experience. I think it has cost them more than that in business.

This company has the worst customer service. Our Ac went out and it is near 100 degrees here. They never could schedule a technician. Apparently they subcontract all their tickets and have no actual technician that work for them. They could not come till 4 days later. UNACCEPTABLE! I have a baby and they had no compassion about the hot temperature for her. Their exact words, "Get a fan". Who says that to a customer? You pay for this contact and get NOTHING. Needless to say I had to schedule my own service company and now they refuse to pay for it. Not sure how this company is still in business after all the reviews I have read!

I contacted Old Republic in April 2017 about what appeared to be a water leak coming from my downstairs a/c air handler. They dispatched a shady, "Mom and Pop" company to come out and survey the situation. I paid $75 for them to come out (deductible). They diagnosed the situation as "faulty condensation pump, needs coil, needs freon". It was determined that these issues were covered, and they were supposed to come back out and fix it. They never came. I tried calling the contractor repeatedly, and never received an answer or reply. Two and a half months have gone by, the situation still is not fixed. Now, my upstairs A/C is not working correctly.
I called them back, only for them to say that they couldn't contact the contractor either and they were transferring my claim to another contractor. I asked when this would be done, because it's been two months. The rep rudely told me that "they would get to it when they got around to it," and that "I'm not the only person needing service". I asked to speak to a supervisor, which she refused to let me do. I was told I have two options: I can either wait until they get around to sending someone else out, or I can pay out of pocket and maybe they'll reimburse me. For being a supposedly reputable business, they sure don't act like one. My realtor chose this company. I did not.

New house purchase came with this "wonderful" warranty. What a joke. The AC quit after a month. Called to schedule a tech to look at it. Being in the height of summer it took 5 days to get the visit. Tech finds a leak but can't fix it right then because he has to wait for authorization. Well that took 5 more days and then only after I agree to pay $119 more for a "flush". It's a scam so far, with every service call requiring a $65 service fee. That's how they get you, forcing the payment of "extras" not covered to make up for the low entry cost of the plan.

I have spent the last 24 hours making no less than 15 calls to ORHP to get a service call to fix the power that went out in half my home yesterday. I was disconnected from sitting on hold 8x, today I have Sat on hold for 3 hours between 3 phone calls and I still do not have an appt. I placed an order online and that person has indicated they can't come out that ORHP just assigns calls to them and doesn't check to see if they can come out. So after all that, I sit here 24 hours later without electric and no appt. Did I mention that next week is my renewal and they want $750 bucks to renew! I am sitting on hold right now at 62 minutes and it just said my hold time would be 45 minutes. These people don't care to even try to answer the phone.

My husband and I purchased this home and home warranty Jan. 2017 as recommended by my agent for premier protection. As it turns out when the weather warmed up and we needed AC it wouldn't put out cold air. Been going back and forth since May 31st. It is now July 5th and still no air conditioning here and in Oklahoma where the weather is hot and muggy. I am not satisfied with the multiple calls I have had to make, the multiple people I have had to deal with, up to the Assistant of the Executive Director.
They finally got out on June 29th with a supposedly new compressor and it was defective. I get different stories from the technician and Old Republic Home Protection Company, Inc. on who's not doing their job. The technician told me putting in a new compressor, I will be lucky if it last 24 hrs. to 2 months because the AC is over 15 yrs. old. He said we need a new AC but Old Republic just will keep repairing it as cheap as possible until the warranty runs out.
This is the most incompetent company I have had to deal with. Each person gives you a different story. I am disgusted! Had to buy fans and now finally purchased a $550 air conditioner to use in the home due to the extreme heat. Is ridiculous when I paid to have this warranty. I am more than out of patience with this company. They have lied to me multiple times and make excuses for why the work isn't done. I have had over 90 degree temperatures in my home. The majority of the time with the ceiling and floor fans going and windows and doors open. I am going in circles. Even my real estate agent contacted them and we have still no air conditioning. I have the name, dates, times, and results of every call I have made documented.

AC went out day we moved in. They did not cover the expense. It is so frustrating when you pay all that money for insurance, your AC goes out, and they find a reason not to cover the cost. This company is a complete scam. We have been a loyal customer since 2004 and the service was great until it started going downhill over the last 5 years. They contract sub-par and the least experienced plumbers, technicians in order to pay the lowest rate. We have paid for at least 3 visits (one has to pay a $60 service visit fee each time) where the technician or plumber couldn't even fix the issue. We wasted valuable time and had to "live" with the issue until they could send someone else out who still could not fix it.
The most recent time this happened, we refused to pay the $60 fee - the plumber came out, obviously didn't have the right sized snake and so came up with this crazy idea that he needed to get another connector product to solve the issue, wasted 2 hours of our time as he tried to "fix" it only to lead to more water overflow. Then he had to undo what he had installed, tried to charge us for the product that did NOT fix it and then wanted us to pay the $60 fee. We said "NO WAY, send someone who can fix it and we'll pay the fee." He leaves sheepishly (we actually felt a little badly for him b/c we BLAME OLD REPUBLIC for being such cheapskates and not hiring experienced technicians!) knowing he just wasted 2+ hours of our time and did not fix the issue and then we call Old Republic who states they can't send anyone out for a little while but "Oh by the way, they want their $60.00".
My 70 year old father arrives the next day with the right sized snake and fixes our plumbing issue in 45 minutes. My 70 year old father helped us fix what Old Republic could not do. I then spend time talking and sending correspondence to Old Republic explaining why we do not feel it's right we owe them the $60 fee. They do not want to listen and start threatening to have a creditor chase us. Then we get a bill for $85 which includes an upcharge for the $60.00 fee.
Because Old Republic obviously won't listen to us - we pay the $85.00 fee, we do not renew when our policy comes up for renewal and now feel cheated by a company who obviously has no morals - especially in looking at their other reviews both on Consumer Affairs and on Yelp. Old Republic Home Warranty/Protection is an awful company with absolutely no customer service and does not have the ability to fix most things you are paying them for coverage to fix. I would give them ZERO stars if I could.

Would rate them zero stars if possible. They are the most expensive home warranty service. They claim they are more expensive due to superior service. This could not be further from the truth. Within one month of purchasing our home the air conditioner broke, leaked and caused drywall damage. After waiting 3 days in 100+ temp with no air conditioning for the service rep to show up, Old Republic refused to provide any warranty service. They said that the air conditioning unit was one quarter inch off from being level and if the unit is not perfectly level, it's not covered. I left a message for the manager at Old Republic and of course never received a callback. This is the most ridiculous excuse for denying coverage.
The seller even paid more for the warranty for the a/c coverage. We had to pay for all repairs and I'm still leaving messages for the manager weeks later and not one returned call. Our washer broke today with a full load of wet laundry and completely full of water. They told me it would be 7 days before a service person would even call to schedule the appointment! The machine will be ruined if it sits for 7 days full of water. The rep, Carol **, was extremely rude when I told her that was not reasonable and we needed timely service. I asked to speak with a manager and was once again transferred to voicemail. I doubt they even have managers there. Probably just voicemail boxes that no one listens too. Save your money and all the headaches of dealing with this company. You may as well negotiate a reduction in the purchase price instead of asking the seller to pay for this warranty. They will not even return calls let alone provide service.

I had a leak in my shower/tub. A plumber was called out, but they were only allowed to use a cheap generic replacement faucet that was not compatible with the existing tile access holes in my shower. They gave to option to give a cashout, but the amount they gave was only $200. I took the cash, but then the plumber charged his own rate (not the pre-negotiated rate). So I was stuck with a bill for over $1200 from the plumber and the drywall repair that needed to be completed after. I never even had the chance to shop around for the best price. This entire process took about 2 months, and many many frustrated phone calls and emails. I was too upset to pay the $60 initial visit fee so they sent me to collections! My tenants almost sent me to court for this process taking so long. Please, or please... I warn you... never do business with this company. They are a bunch of crooks unfortunately.

My 67 year old mother and her dog have been without air conditioning for 7 days. The part was ordered and has been received by the repair company since Tuesday but company is not able to install until next week which will mean 14 DAYS WITHOUT AIR CONDITIONING IN LAS VEGAS WITH AIR AND THE OUTSIDE TEMP IS 11O DEGREES. This is absolutely unheard of... I feel a lawsuit brewing as I am sure several personal injury attorneys would love to take this case. Never will I recommend this company to anyone... 5 days ago, I called and told them there is issue on Water Heater. Now, it is out of use. 24 hours service but as per them this is not urgent issue. Also even they do not know service fee for this situation. I'm not saying they are bad, I'm saying all those reviews are truth... I contacted Old Republic Home Protection on May 17th because my AC was not cooling down to the temperature on the thermostat. The company they sent showed up in a beat up van and not clear markings of any business. The gentleman barely spoke English and had no company ID or even a shirt. He "inspected" the unit, which he deemed was working perfect.
June 18 my AC is completely frozen inside and outside. They send the same co back (which prevented me from paying another 100.00 trade fee) and the technician walked in and asked me what the problem was. I told him my AC wasn't working and he stated it's because it isn't turned on. I couldn't believe that he even had a clue about anything AC related. I then showed him my 20 pictures that I had taken and magically he knew what was wrong. I needed a new AC (the one I had was original and 25 years old). He waited 2 days before he even told the warranty company what was wrong. Then it took 3-5 business days to get it sent to his company.
I called Old Home Republic who couldn't tell me the status of the unit until it had been 5 days (their policy). I then asked how long does a company have to report an issue they found with the homes? I was told 24 hours, 48 hours and then 72 hours which means they don't know. The outside unit was installed on 6/28/17 and once they tried to hook it up to the air handler it started smoking.
At this point I need a new air handler which will take 2 weeks for the company to do and cost me over 600.00 or I can have the coils replaced and pay over 400.00. The company Air Lingus then decided to use my garden pavers to prop up the unit outside (I have pictures). They also leave trash scattered around the new AC unit. I've been on the phone with Old Republic for 52 minutes and counting right now. Don't waste your money with this home warranty company. I'm going on almost 3 weeks of no AC in the middle of summer. They could care less and I would really like to see Air Lingus, VA license and insurance.

Between June 7 - June 17, I was in the house daily - painting, cleaning, etc. getting ready to move in. While in the house during this time, I definitely had the AC running and it was working fine.
I moved in the house June 17, 2017. On June 19, 2017 the upstairs AC would not come on at all. I called Old Republic the next day to put in a service request. They have told me repeatedly that my claim is denied because I stated that the AC was never working. This COMPLETELY FALSE. I would have never said that because it simply was not true. I asked Old Republic to provide this documentation of me verbally saying this, which they could not. I provided the Inspection Report Receipt AND the servicing contractor's receipt, which both note the AC to be IN GOOD WORKING ORDER. Old Republic has continued to deny the service order and WILL NOT fix or service the AC in any way. This company is WORTHLESS!!!!

DO NOT use this company! They sent a technician to my home to stop water coming out from the air handler (most likely condensation from the tube). The technician wanted to demolish my brand new bathroom to gain access to the drain to see if the clog in the condensation tube was there. He tried to blow out the line with air compressor and since that didn't work. The demo of my bathroom was his fix... Instead of opening up the sheetrock on the other side of the wall. I had to contact someone else who was not covered by the plan but ORHP said I should have them submit a proposal and they would check to see what was covered... BUT if they found out that it was something that is covered by the original manufacturer they would pay nothing.
I bought this home recently. How am I about to track down the original installer and find out what was covered. The Unit is on the roof of my third floor condo and the air handler naturally inside my unit. Since the original tech couldn't fix it I still needed to pay for the service call $75 for nothing! This should be a very simple fix. DO NOT USE THIS COMPANY.

Our water heater stopped working so we called. They came out 3 days later. Yes a family of 4 had to take cold showers for 3 days. The tech said the water heater is old and should be replaced. He said I can reset it to see if it will stay lit and showed me how to do it in case it keeps going off. When he called Old Republic they told him reset it and leave, don't replace it. The tech said I should at least replace the pilot mechanism. They said, "No. If the pilot came on you're done." $75.00 down the tubes. It has been tripping twice a day and I called. Not happy with their response. I’m still waiting for a call back from the tech.

We've been dealing with Old Republic for over a month on getting leaks in our pool fixed. They originally tried to send an HVAC company out to inspect the pool, but we explained that was incorrect. Once inspected the pool company confirmed three leaks. Old Republic won't cover any of them and it took a month for them to figure this out! I could have just had the pool fixed and not had $900 in water bills in this same time frame. They will try to get out of paying for anything. They stink and just want your money. Run for the hills and get another insurance company with some integrity, if that is even possible.

Would give them zero stars if it was possible. Only reason we got them was it came with the house when I bought the house. We live in Frederick County, Maryland. They should have stated that they don't support our county upfront. Had a fridge and dishwasher go out. They kept trying to find a service repair person to come out to my house to fix my fridge. Took multiple calls to the office to make sure someone was coming out. Would be told that "someone is heading to you today." Took the day off work and waited all day.
Called the next day and they told me the repair person said they came by. At which point I said I was home all day. Then they said, "oh sorry the repair person said you're too far for them." I asked, "can I go find a local Repair shop?" When I was told that they have repair shops near you. Once we got a repair person he stated that he came from the other side of Baltimore City. A 3 hour trip for him. He ordered the part for the fridge which took another 2 weeks to get in. And then another week before they came back out to install the part. At which part the repair person said this happens a lot with this fridge. It was the ice maker motor which was around $600 and it went out again with-in 3 months. And replaced again at which point I asked to go buy a new fridge.
I asked for my dishwasher to be fixed and they gave me the run around for 3 weeks at which point I used youtube to fix the issue myself. Again 2 weeks before Thanksgiving my stove board went out. Called Old Republic and was told it would be weeks before someone could come out and take a look. So I again went to youtube, and ordered the part and fixed it again. Unless you live in Baltimore this company won't come out and fix anything in a timely matter at all. Now they keep calling to get me to buy an extension of their crappy plan.

I called on June 1 to report a problem, they said they would have someone get in touch with me, I HAD TO CALL THEM! This contractor could not fix my refrigerator after a two-day wait, and $100. He said it needed to be replaced, they said that he could not fix it so they sent someone else, who had to order 3 parts, they told me the parts would be in Friday JUNE 9 and the contractor would be out to fix the refrigerator Monday June 12. I called the contractor and they say they never told them that because the part is set for delivery on Monday 12th that's why they never gave me a time that the service would be done. You can't ever speak with a manager and with my husband diabetic medicine needing to be kept in the refrigerator this wasn't a priority. AWFUL COMPANY. NEVER USE THIS COMPANY!

Absolutely the worst service I have ever had. I can't tell if it's Old Republic or the terrible contractors they work with. They take no responsibility for the poor vendors they use. We have 2 AC units and Old Republic has sent a different company out 5 different times. Each time they just put in more Freon and charge me $75.00. Finally, after the 3rd time, one of the companies said our coils needed replacing in both units. $400 cost! Now, 2 weeks later, our main AC is back to only blowing to 75 degrees. The AC guy tells us that the unit needs Freon... And he's been working on the wrong unit for 2 hours! It's illegal to continue to put Freon into an AC unit that has a leak. Clearly... Either the AC guys are ripping everyone off, or there is a leak in my AC unit. Either way, I'm out a lot of money, 5 days off of work and 30 days of still not having the problem fixed! There is a lawyer coming next! Not deserving of even 1 star. They need to be held accountable!

Never have they been able to work with any of my request for services. They have denied all of them and they use drug out companies to come and beef up the job to them. So they do not have to pay for any work and they they try to get the customer to pay out pocket to get it fix. I strongly suggest not to have this Old Republic do any work or anything for you.

Called 2 weeks ago. Had an issue with my furnace. I was told it would be a week. I asked if they could get someone there sooner because there was an infant in the home. NO LUCK. So I ended up paying out of pocket $800. Now my water heater is having an issue. They bumped their service call up from $40 to $65 and said it would be a couple days. Seems like a big rip off and a lot of a run around. Do not use this company.

I am a property manager. I have several homes with this company. I have recommended them in the past. Customer service is not always good. They are not in America so you have problems with communication. They drag their feet on claims even when emergency. They lie to you on who and when they will send someone for the repairs. If you have an emergency do not count on help. Now when you go to renew your plan they pull a figure out of their head. I manage several properties so I deal with them a lot. When I asked why one plan would go up so much and not the others, I received three different answers. It was an introductory rate, "Because you had a claim", because it was a real estate transaction. Service has been getting worse and worse. Had to get A/C serviced twice. Should have sued them for the damage. Too many companies out there. Buyer beware.

DO NOT EVER USE THIS COMPANY!!! DON'T SIGN UP WITH THEM FOR ANY REASON!!! BEWARE ALL!!! Unfortunately we were given a "free" warranty coverage on the 1980 house we bought in California. We immediately had an electrical issue where our circuit breakers kept tripping. I called Old Republic & explained that the breakers continually tripped. Was this issue covered under the plan we had? The representative said, "Absolutely. We will send out an electrician to fix it and you have to pay $65 deductible". The contractor they sent was either owned by them or on their list of no cost to Old Republic.
Castle contractor of Temecula, CA came out, looked at our breakers & said they're too small to run your household items and they could do nothing under the warranty. Got back in his truck. 1 minute later he was gone. Called Old Republic. Explained that the contractor they sent wouldn't fix the issue as their representative said they would under the warranty plan. They said, "Oh well" and sent me a bill for $65, I called back. Said their contractor did absolutely nothing for one minute other than look at my panel box, explained their representative from OR said it would be fixed & covered. They said, "Sorry but we sent them out. You have to pay $65." Still arguing with them over this! Very poor customer relations.

They got someone out to me within 12 hours. Turns out that's a bad thing. We have a coil that needs to be replaced. It has a massive leak but it couldn't be found. The big repair company with lots of guys sitting around that couldn't find it the first day sent the same guy out to not find it the second day. An expensive 4 hour compression test was scheduled 2 days further out. That wasn't done because the guy who came out sprayed the coils with soapy water and immediately found the massive leak. 4 DAYS WASTED.
I called Old Republic and told them I would pay extra to expedite shipping. They said, "Don't worry." The part I need is probably in town. It won't take long. I called back and was told that the order was being shipped and would take 3-5 days to deliver. Don't know from where, no tracking number and then the very polite lady hung up on me while I was still asking questions. AC home warranty repair is a bad buy if you care about having a livable home. The contractor is either incompetent or dishonest. Is either of those better? Old Republic simply doesn't care. I should have saved the money for the buy in for an eventual repair. This is Phoenix, AZ. Anyone want to bet the part is in town?

I am writing this comment to state what an incredible business from start to finish. I have to say that if I were to ever be able to sale a product or service I definitely would this provider as I believe in Old Republic Home Protection 100% and I have to say that in this day and age to be able to say that I have never experienced a more reliable and competent company in my years of dealing with many different types of services. I have yet to be able to say that I have never experienced one bad thing when it comes to this company. And I admit that it feels great to say that!
Kudos to Old Republic Home Protection from starting with customer service all the way down to the companies that do their work! I'd recommend this service to anyone who is looking for a home protection plan. And I can say this with 100% and not have a hesitation... Just hope you never have a grievance or issue with the contractor's service or replacement parts because you will never have it resolved. Contractor replaced my toilet with a cheap, small toilet and was very unprofessional. After multiple phone calls to their company and speaking with different people, they told me, "Here talk to this recording, we will get back to you in 2 weeks". There is a reason that the front page of their declaration of coverage has a section for "Dispute Resolution". They must have a lot of disputes! Absolutely horrible.

This company is terrible. Not sure how they stay in business. The contractors they use are so poor. My heat pump quit working. The first contractor came out twice and did not fix it. Old Republic said they would send out another hvac person. I called that company and they would not return my calls. I called Old Republic and now they are going to send out a third company. In the meantime it is 90 degrees out and I have been without an ac unit for going on a week. This company is just flat poor. They deserve zero stars but that is not an option.

April 4, 2017 we were stopped at a red light in Md when an AT&T truck hit us. AT&T trucks are self-insured by Old Republic. We call daily to a message service The message is "Leave your name and phone number. We will get back to you." We never got one phone call back. We have called AT&T corporate office and many many other divisions to the same message, "Leave your name and phone number. A company representative will get back to you." If they will not get in touch with someone they injured do you think they will give anyone good service?
RUN, hang up your phone, do not use AT&T phone, wireless, or home security services. To this date no one has even tried to contact us. I do not have a car to drive and cannot even get a rental vehicle. What would they do if we were in the hospital? They are not human beings. They have no feelings. I just wonder how much their CEO makes and what would they do without a vehicle of any kind.

Called 3 days later they sent someone. Told tenant the heat strip needed to be replaced. Called me, the owner, 12 days later and said was waiting on the estimate. A week later called said was waiting on approval. Call today and told me it would cost over $400. All service plans I have had in the past paid all but the service call out fee. It's been over a month. Btw I called many times and they always had excuses. Terrible company. My realtor recommended. Always google anything you buy. It'll save you money.

Seems like there is nothing covered on Old Republic Home Protection’s plans. We paid a bit extra to get the "Platinum plan" to cover more things which up to this day. NOTHING has been covered and its been a waste of time calling them and waiting on one of their contractors come to the house. $65 gone down the drain every service call. The first call I made was for a Laundry Pipe that broke off, that was not covered under the warranty because it was moved before they came out. The second call I made was for garage door not working. Considering prior service call I asked since the beginning if there was any exclusions on garage doors they told me NO and told me wear and tear is covered. So I went ahead and scheduled for someone to come out, $65 later they tell us it is not covered. I told them that is the reason I asked before I had someone come out, they said I should have told them it had to do with the springs and tracks.
How am I supposed to know this when I'm not a contractor? I also explained that is same reason I asked since the beginning if there was any exclusions on garage doors. She said all she can do was apologize. They need to train their people better to explain and review coverages from the first call. Everything seems to be excluded either way though. If I would have known or read reviews I would have never gone through them. WORST Company I have dealt with.

Yet another bad review for this company, I have never seen a home warranty service with so many horrible reviews but unfortunately they are all true. I paid $65.00 to Old Republic Home Warranty to send an appliance company out to fix the dishwasher, they sent Oreon Appliances to diagnose and fix the dishwasher. They said it was the pump, replaced it the end of December, by the end of February, I had the same noise as before. Old Republic stated I needed to pay another toll fee of $65.00 for them to come back out to fix the issue again as they don't warranty their parts, ARE YOU KIDDING ME? They don't. I said, "Hell no," so they said I could use someone else but I would still have to pay the toll fee of $65.00 again, I said, "No," so here I am.
Then the water heater burst and I had to call Old Republic 7 times and again the next morning to make sure they would have someone come out and replace the hot water heater, and I am on Oxygen 24/7 so you can imagine the night I spent with no water. I had to call them in the morning to make sure they found someone, as it turns out they use this company all the time and he told me he wouldn't of come but he just happened to have one sitting on his truck he needed to get rid of. Unbelievable!!! I didn't know I could have just opted out and have them give me the amount that they would have paid and I could have used a better company with a less expensive water heater, six year warranty at the tune of an extra $400.00. Could have someone else install and gone to Lowe's.
The sad part of this whole situation is that they not only screwed me once but twice and when you're sick and need help your really at a loss, I say shame on them. Karma is a ** and I hope that this company reaps every damn bit of Karma out there. By the time you keep paying the toll fee you could have had the issue resolved in a less expensive manner. Be careful when you purchase a home warranty especially from this company. I would ask to read the warranty prior to paying for one or accepting was as part of the sale. I was given this one from a sale, and my realtor recommended this company. Stay away from Impress Realty and Miranda **, not only did she sell me a lemon she gave me a home warranty just like it. Stay the hell away from both of them. Do your homework before finding a realtor and read the fine print before accepting anything.

I had a GAP Policy with this company and my car was totaled. They did not have to pay anything because I had overpaid. I was told to cancel it by my lender so I did and they now tell me I can't cancel the policy even though there was nothing for them to pay out. This place is the biggest SCAM outfit ever. STAY AWAY. Worst Company EVER.

Old Republic has had the worst customer experience I have ever had. First they send a service tech out here who was extremely rude, wasn't willing to work with my schedule. He didn't even excuse himself. Just walked in my house, put his tools on my bed. Then Old Republic calls me couple days later and tells me they can't cover my unit because they're different Tone unit but they were quick to take my money upfront but weren't willing to send someone out here to check if everything fall under their warranty. They just like to take your money and wash their hands off when they need to take care of business!!! I paid them 650 for warranty unit cost a little less than that. Should have just put that money aside. Don't get Old Republic!!!

My experience with Old Republic Home Projection leaves me to recommend going anywhere else but this insurance provider. I won't bore you with all the details except to say that five months into buying a condo, the furnace broke down. They sent an HVAC guy to look it and the failed part was no longer available. He, therefore, had to replace the entire unit. (I did have a second opinion that arrived at the same conclusion.) The cost was $2850. How much did Old Republic pay? Well, they said they arrived at $711, which just didn't seem right.
But wait there's more. From there they took out $112 for the actual service call, then they charged me another $65 for processing the claim in the first place. That was not at all what I thought I was getting with this insurance. I cannot give a low enough rating of this company. I feel they were very misleading. They gladly accepted the payment for the insurance up front, but then (in my opinion) didn't back it up.

Knowing I was purchasing an older home I knew I wanted a complete home warranty so I had my realtor add one with all options for a cost of $1150.00. I made the bad assumption that spending that much would provide decent service, boy was I wrong. So my air conditioner stop working. I call Old Republic. They take info and tell me their repairman will contact me, so I wait. No contact from their repairman so I call them, no answer. I leave a message.
The next day I call Old Republic again and explain that no one has called. She responds with it's only been one day and that she is not in control of when the repairman calls me. I inform her that I live in Arizona and the temperature outside is 98 which means it's well over a hundred inside my home and I need someone out. She responds with "sorry not my problem. The repairman will be there when they get there". I could not believe my ears and immediately asked to speak to a manager who also had the exact same thing to say and no concern that it's over a hundred in my home. So another day and night of no A/C.
The next day the repairman calls and says he will be out later in the afternoon, so I cancel my plans to wait for him. 5 hours later he calls and says his van broke down and he won't be able to make it today or tomorrow because he isn't sure when he can get his van fixed and that I should call and get a new repairman. **! So I call Old Republic again and they say "we can give you a new repairman but you will go to the bottom of the wait list". I explain their repairman's van broke down and he can't come out. It's not me wanting a different repairman. I just want air! So once again she says "not my problem".
So this whole time this is suppose to be a "priority call" but that's bull. No faster than any other call. You are at their mercy to get out whenever they feel like it. So I get a new repairman, no call from him after waiting awhile so I call him and get voicemail. 4 days now and I'm still without A/C in Arizona. Do not use this company. They have horrible customer service!!!

On 02/16/2017 my plumbing was having issues without getting too personal. "It" spilled over and need attention right away. Recently purchasing my home, the prior owner purchase a home warranty with ORHP. I called to speak to Salan at ORHP on 02/17/2017. She told me that she was going to send out a request for plumbers to call me back. Being that it was a weekend it might be a little longer for them to get back to me.
I called back a couple of hrs since we didn't have working bathroom and sinks. She told me then I could get my own plumber but any work needed to be authorized. She also told me that they needed to do certain things first, ex. snake it out, hydrojet. I told her I was not a plumber but would make sure they talk to them first. We got a plumber to come out we talk to Salan once again. At this point I was thinking how could I keep getting the same person with the same bad attitude, which now after talking to others reps from this company I think it is a requirement.
I submit my receipt right away as of 03/16/0/17, had not heard anything from ORHP. I spoke to Tina today and she said that I had never called. When I told her that I not only called I wrote down the name of the person I spoke to but I had my phone records to provide I called she found the notes. All the calls that I called except the authorization info. When I ask to speak to a supervisor she told me my claim was denied as of today and there was nothing anyone can do. I ask to speak to supervisor anyways and she told me that they would have to call me back. I called again and spoke to Dorena and the same thing. I think this company is a fraud and they have a script to deny. How is it that I called in today and the claim was just denied today.

I would give the company less than one star if I could for the following reasons: I had coverage with ORHP for 7 years so essentially I paid around $5,600 total for coverage and this last year I've had a number of service calls that needed to be completed a total of 5 service calls. I paid $75.00 for each service call but found that 4 our of 5 they did not have a contractor to do the repairs. So what ORHP does is requests you to find a contact with a $100.00 limit on repair or a prior authorization is required and payment for the service is not guaranteed. You pay for the entire service out of pocket and then hope you get reimbursement.
I have a problem with this as it is ORHP responsibility to find a contractor and pay the difference of the copay, that is part of the purpose of the warranty. To put such a restriction the amount allowed to repaired and the entire process when placing this burden on me only additionally causes my tenants to have to wait a longer period of time to get something repaired. So they canceled my renewal for coverage this year so essentially you got my money and now are bailing out from further coverage. This show a real lack of integrity which would explain ORHP has 1.6 star of 5 rating. I wish I had done more research on this company as I never would have picked them because of the lack of integrity.

I had a gas pipe fail at a newly bought home about 2 weeks after purchasing my home. The sellers had signed up with Old Republic to be my 1-year home warranty. Having no experience with dealing with this home warranty company before, I searched their website and saw that gas line failures was a featured part of the warranty. I was even signed up for the "preferred ultimate protection" plan so I thought it all looked great. From looking at the website they seemed legit and all about taking care of its customers and getting things fixed like a home warranty company should. It came complete with testimonials telling how great others experiences were when needing a claim and how Old Republic understands that things will go wrong and they will fix it. I almost started to believe it myself.
From the moment they answered my call I spoke to what seemed like a "disqualifying agent" who listens to your claim and expertly looks for every niche, loophole and clause to separate Old Republic from every part of my problem and end the call as soon as possible. Every sentence was an attempt to close the claim and end it there. I believe that's how one gets the job there. They even have 3 more loopholes in waiting for you in case you prove them wrong and break out of one. It will be one "unfortunately we can't do that because of..." after another. I've never dealt with a company who gives such a consistent onslaught of "unfortunately we can't do that," than this company.
They ultimately told me they wouldn't fix my gas pipe because it was leading from the house to my detached garage 10 feet away to feed the dryer. They told me that it has to be "within the foundation of the home and not outside." I told them that the entire place is my home and therefore it's under the "home warranty." They just kept at it with the "unfortunately we can't..." talk until you finally get sick of hearing it. If you like this type of reasoning they spit at you, then by all means sign yourself up and try it yourself.
I am an honorably discharged Marine Infantry OIF Veteran who is happy to have finally purchased my first home after years of saving. I guess I was naive to have thought a home warranty company purchased for me called Old Republic was going to be stand up and reputable. They're just another "we can't do it" company.

This company stinks. 1) The result of a failed system is not what is best, but what is cheapest. My guess is they keep customers this way because you know their solution will fail sooner rather than later. 2) Their communication is sub par at best -- they do not explain the process when they actually agree to cover an expense. I receive a call that a washing machine is being delivered. Will they hook it up? No. Will they bring to the top floor where the washing machine is? No. Will they dispose of the old/non-repairable machine? No.
I call Old Republic again (this is my 10th call -- that is how bad their customer service is). "Oh, we send someone else out to install it." When will I hear from them? "7-10 business days." I was never told it was a 2 step process, that I would need to dispose of the old machine -- that would have been too customer friendly. 3) 6 weeks to have them authorized a new washing machine and that was only after I raised a stinking fit about how long it was taking. Advice: stay away from this company. Their specialty is HEADACHES.

Our water heater began leaking so we called the home warranty that was purchased when we bought our home last June. They sent out a technician who came out and told us our water heater needs to be replaced. However, somehow, someway, Old Republic charged us $395 as "our portion" to fix the water heater. This is the 2nd time we have had to deal with Old Republic Home Warranty and both time they found a way to NOT PAY for the charges or at least a portion of the charges. We've only had to call them twice and both times they did not hold up what they were supposed to do. Old Republic is a scam and I will NEVER, EVER purchase another policy through them and/or have a home warranty purchased on my behalf through them. Ridiculous.

In GA, where we moved from and in NC it is illegal to change out an outside heat pump without also installing its inside mate -- it is different in SC. You also won't get the 10-year manufacturer warranty unless you change both so Old Republic knows that they don't have to exchange both because only the outside unit is leaking and even though the inside unit is 17 years old and rusty -- they won't pay to exchange it. The technician thinks I should change out the inside unit also and said that he would if he was me and he seems like a reliable person so I will pay for the inside unit to be replaced. If I was in GA I would be out a couple of hundred bucks but in SC it will be 900 but I am still very thankful that OR is going to pay the other 3 thousand. I believe that they are much better than the mass of reviews leads you to believe. I will renew my insurance with them when it becomes due.

First of all it took a few telephone calls before I got any response from service providers; then it took almost a week before they showed up, then nothing happened. I had to contact ORHP to find out that nothing will be done. I don't understand how ORHP can have an A+ rating when they have a 91% Negative rating and almost 1000 complaints. As far as their home warranty it's the worst.
My real estate agent got it for us when we purchased our home. We've had two service providers out for our old hot water heater which needs to be replaced. Neither one told us anything but left a barely legible work order. Because they said the water heater works, we were told there is no repair or replacement unless there is complete failure. WHAT!?! So basically, this warranty is useless. Not to mention, I also received a bill for $65 for absolutely nothing but a guy looking at our water heater who told us we didn't have to pay because no work was done. If I had paid for this protection I would definitely be requesting a refund.

I have dealt with several Home Warranty companies and Old Republic is the worst one in the Kansas City area. They use junk 3rd party vendors... that either don't show up, don't respond for days, if they do show up they refuse to do the work, or they don't know how to do the work. They say they are told to say the warranty doesn't cover the repairs and you can spend weeks trying to get a repair made. They because their vendor doesn't show up when it is 5 below zero to fix a heater... They tell you can "hire" someone else, but after you send them all of the books of documentation they require... they send out what they say they will pay the owner back. It is pennies on the dollar... and never refund close to the cost the owner has incurred.
The vendors have said that since Old Republic pays them so little... it always goes to the bottom of the stack. It will be the last work they do!!! One of my owners was 6 weeks getting them to look at an AC leak, and had to send 3 different vendors out and the first 2 refused to do the repair. I have had one owner tell me that she is so frustrated with them that she refuses to even call them, because they either no showed, couldn't diagnose the problem, or always said it wasn't covered under the warranty.
I spent hours on the phone with different supervisors, they would tell me to call them back at a certain phone extension. When I would call back if you hit that extension it would automatically hang up. The customer service is the worst and when you call Janell ** the Old Republic rep in Kansas City... she acts shocked like she has never heard a complaint about Old Republic nor their vendors. I don't have time to go into all the issues that I have encountered with OLD REPUBLIC, BUT I REFUSE TO EVER ALLOW AN OLD REPUBLIC WARRANTY TO BE WRITTEN ON ANY HOUSE I SELL.

We realized the hot water in our new house has a brownish hue to it, and the water heater constantly makes a popping noise. These are symptoms of residue and buildup in a water heater, which needs to be cleaned out. Per ORHP, they will address issues (even if they are due to poor maintenance) for a new house where the issue wasn't caught during inspection.
So, we opened a ticket with ORHP. They sent a plumber who came over for 5 minutes to tell us that if there's hot water and no leaks, he can't do anything (never mind the fact that the water is brown). He told us that instead, we need to flush the water heater 6 times a day until the residue is gone. I guess they expect I'll just put the rest of my life on hold to take care of this water heater. Presumably to rub salt in the wound, ORHP then proceeded to charge us for the useless service call. Extremely disappointed. I will never recommend this company to anyone and I will be changing companies as soon as the current warranty period is up.

I have had two bad experiences with Old Republic. First, a plumber came, which was arranged for by Old Republic, to clear out a drain stoppage. The plumber looked under the sink and said that since they would have to take apart some piping to access the drain to snake it, they would have to charge me extra. I called Old Republic and they said something along the lines of, "well, if they have to take apart some pipes under the sink, we don't cover that and you (I) will have to pay the plumber extra for that". I checked closer and noted that there was in fact a capped end of a pipe which could be opened up to access the drain without undoing all the pipes under the sink. The plumber was able to do the job and not charge me extra. However, had I not taken the initiative to investigate on my own, Old Republic was more than happy to let the plumber charge me more.
On a second occasion, we had a toilet that was leaking at its base. Old Republic got a plumber to come out and fix it. The plumber moved the toilet back forcefully then left to make a phone call. He returned to say that Old Republic would not cover the service because the seat had been installed incorrectly. He explained that since there was a slight play (he could slightly move the seat (toilet) when he pushed and pulled on it), it meant that the installation had not been done correctly in the first place and thus it was not covered.
He then said I had to pay the $65 copayment in any event and then generously offered (according to him Old Republic had authorized the amount he offered) to do it for an additional $240.00 on top of the $65.00 for a total of $305. I told him thanks but no thanks and got our skilled handyman to come and do it for much less. I asked him if he had noted any problem with the original installation and he said it was just fine (it was toilet installed by the builder). So, Old Republic was just fine with having this plumber charge me a total of $305.00 for a 1 hour job (it took the handyman 50 minutes to do the job).
I contacted Old Republic (big mistake) to explain that the person I had do the work had told me that the initial installation was just fine and that wax seal frequently just fail on their own, which is what happened. Old Republic asked that the handyman call them and that they would consider what he had to say (to return my $65.00 copayment) if the repairman was certified. Well, you guessed it, I got nowhere because the repairman I used was not certified. Look elsewhere for a more customer friendly and caring provider.

ORHP was set up at closing in August 2016 by my realtor who told me they had had good results with ORHP. My experience has been the mirror image of the other dissatisfied customers on this page. Now I am paying a fortune to have my furnace fixed because it is one month before the manufacture's parts warranty expires. Note it is a "parts warranty" nothing more but ORHP takes the position that it, ORPH, is exempted under the policy because the unit has an existing "warranty". Such a scam--there needs to be a class action lawsuit filed against ORHP.

Wow, this home warranty is useless! We just moved into a home and the water heater went out. ORHP sent someone, we paid the person $65, and since there is a month remaining on the warranty (a warranty which does not replace the broken water heater, by the way), ORHP will not do anything. So now I can pay for a new hot water heater, which will then have a warranty--which will then NOT be covered by the ORHP warranty--Catch 22 anyone?
They do not clearly publicize this exception--in fact, the nice clean brochure says nothing about exceptions...of course, they have lawyers, so I am certain that it is printed somewhere. Fear not, awful people at ORHP, you are legally safe--if ethically corrupt! The worst thing is that the service on the phone was atrocious. I would have been pleased with even a modicum of human kindness or professionalism; instead, I think they hired someone and trained him to be as rude, unkind, argumentative, and unhelpful as possible. CUSTOMER SERVICE is not the strength of this company--and neither is providing a home warranty...so they will surely not get my business after this year is up.

My realtor gave me this warranty. I had them come for my shower because the temperature would not regulate. They sent plumbers who broke my master shower so that it did not work at all. When I called to have them pay they would not. They told me it was not covered after they sent the plumbers who broke it. Over $600 out of my pocket. When I called for them to be accountable they would not return my call. Don't use them if you expect to get anything done. Use another company.

They lie and tell you that you can use the policy same day that you buy it. Michael ** took my order and told me the policy starts that same day. That late afternoon there was water that started to come through our ceiling through one of our downstairs bathrooms. I called for services and they said they would not come out because it was on the same day. There was no leak or water at the time I called, but because it was the same day they would not come. They said Michael was wrong.
Now I just called about a completely different bathroom and they said they would not come out. Then Marisol in accounting stated that I had to send another cancellation letter, even though I had sent one. She also lied and said it did not say anything about cancelling. I told her to read me the email I sent and she stated she did not have it. I asked her then how she could tell me that I did not state I wanted to cancel. Then she said "no problem, we will cancel you". So they just lie whenever they feel like it.

Most frustrating trying to get service or any repair expenses covered. So far no success, not even worth the time to call them. We have stayed on several occasions with no heat in minus temperatures or no hot water, their technicians do not even bother to call once they get the work order. Total scam! I called to report I had a crack in the glass oven door. I asked if it was covered as I said I don't see any exclusion in the warranty. They said it was covered and sent out a repairman within the hour. The man wanted the $75 upfront but he would have to talk to Old Republic first. Then the story changed. It wasn't COVERED but I could just have home fix it for $160. I was OK with that until I just received a bill for the $75 for the service call from Old Republic for doing NOTHING BUT REJECTING MY CLAIM! I'm mad, I'm arguing with them on the phone! They say "READ YOUR CONTRACT" because even if they reject your claim and don't fix... You still owe them the fee!!! Stay away from this company! I think my next step is to report them to the Consumer Watch on TV!!! Waste of money!!!

We purchased an Old Republic Home Warranty as part of a residential real estate purchase in 2014 and renewed the contract in 2015. On November 22, 2016 our furnace was not working so we called Old Republic. This was 2 days before Thanksgiving. The first contractor called and said he was a one man operation and could not respond for several days and suggested we request reassignment to another contractor and request priority service due to young children in the home.
We called Old Republic with this request. The second contractor promised to be there Friday and said they did not have the priority request. They finally showed on Saturday, inspected the unit and sent their findings to Old Republic. This contractor made 3 additional trips, trying to fix one item at a time but without success. They abandoned our job by not showing up on Day 4, although they set an appointment with us.
Old Republic assigned Contractor #3 who assessed the problem and advised Old Republic. Old Republic responded that they found that we had a Manufacturer's Extended Warranty with American Standard/Trane which was still in effect. We did not know this as no one advised us of this during the property purchase. Old Republic said they could not respond since there was still Manufacturer's Warranty Coverage in place. We then ended up dealing directly with the manufacturer's local dealer/distributor who ultimately fixed our unit.
In our view, Old Republic's contractor selection leaves a lot to be desired and Old Republic's service does not meet minimum standards expected. When our coverage renews we will show more diligently and will be replacing Old Republic with a more highly rate company as there are many with better records than Old Republic.

First off, the customer service of the customer service was great. Although I was frustrated each time (5 times) they were professional. I called Old Republic because a month after I moved in my home my AC unit upstairs started to leaking. I called and they sent a technician out within 72 hours. I spoke with the technician and asked if he could call me when he was on his way because I was at work which was 10 minutes away. He called me and by the time I got to my home he claim he was already done. He claimed it was clogged and tried to charge me $100 for trade fee when my contract stated $75. He did not give me a receipt and claimed he would email it to me.
I never received my receipt (now going on 7 months or the report I asked for), but I did receive a phone call stating it would cost me 400 to replace the drip pan due to rust. He never took a look at it! He just repeated what I ask about the pan being rusted. I have a dog and would have had to put my dog outside had he entered my house. He lied! So they sent a second technician out. He said he would return with some blocks to raise my unit. Two week later I called to find out the status and they tell me he no longer work for them. So they sent a 3rd technician. This man went above and beyond and checked EVERYTHING. He did a superb job.
I called Old Republic again to get a receipt and report and was told I could get a report, but would send me the receipt. A month go by and I get a call from the rep to make sure the job was done. I explain everything I am typing now and she said she would send me a receipt and report via email. Like I said, six month later, nothing! I received a call today, but missed the call. I called them back, but to ask about my microwave to see if it was under warranty. The rep stated she could not access my records due to non payment of the trade fee! I was livid. I've been begging for a receipt, but now they tell me my account was cancelled because they had no proof I paid (I paid cash which is why I wanted a receipt in the first place).
Long story short, she found the notes where I paid. How do you cancel an account without first warning or notifying the customer??? I was told to call the technician to get my receipt and report, even though he initially told me he couldn't provide one. So I am back at square one. This all happened in Jul 9, 2016. It is now Jan 16, 2017 and I still don't have a receipt or report as to what was done to my AC unit. This whole situation has been a nightmare.

I've had this "warranty" for 3 years. I have made a total of 8 service calls & only 1 resulted in a service being completed that was covered by the policy. It took 4 different plumbers to finally fix a leak in my bathroom. All 4 charged me the $60 trip charge & then within 5 minutes - explained what was causing the leak & how it's not covered by the warranty. One charged me an additional $70 to change a toilet seal, another $49 to caulk the shower stall & the third charged me $55 to replace the cold water handle on the tub. The 4th guy was actually honest & repaired the leak. Because it was a slow leak & I painted the ceiling after every "fix"- it took months to determine that it was still leaking. Old Republic did NOTHING but send out another con man every time I called.
Bottom line - a $200 plumbing repair cost me $240 in trip charges, $211 in false charges plus the cost of my warranty. I would have saved more than $850 to have no warranty & just call a highly reviewed plumber. DO NOT buy a warranty from these con men. This is nothing but a scam to send out crooked contractors to rip you off. In the end, it will be CHEAPER & EASIER to simply call a service provider on your own.

Home insurance Customer service is horrible. They have bad attitude even if the customer is right. I had my AC go out on my home. I just bought this insurance, was the insurance that initially was assigned, we accepted it and discovered soon after that our AC was faulty after only living in our home for a month. We contacted Old Republic as they were our insurance co at the time. They sent out a company and the tech stated it was the thermostat and was going to put in a authorization request. It took two weeks for me to get the approval of a thermostat and that was with me calling them every day.
When the same tech came back he tried the very very non-comparable cheap thermostat and came to the conclusion he was wrong that it might be the wiring and he would have to come back since he did not have the particular cable. He had already put my nice thermostat I had he claimed was faulty in his truck. I had to ask for it. I called in because at that time the temps had peaked 105 in southern California. I mentioned I needed the repair to be done quicker. They booked me for 2 weeks out. The next technician that came stated it was not the thermostat but the main board on the unit in my attic. When he left my attic entrance was filthy and cracked. It took 2 and a half weeks to get the company to approve and schedule and appt.
I was already upset at the rudeness level Old Republic had given me over the phone. They decided to send over a third company with the new main board and that tech stated it would be good to go. A week went by and water started to come down from the filter area on to my then wood floor. They stated they would send someone over to check on it that took about a week.
At this point it had been about 2 or so months and still no AC. Heat was very bad indoors with kids at the house. It took 11 months to fix my AC. They sent over maybe one guy that was professional. The others had poor attitude so much so I neglected to have a specific contractor come back to my house. To top it off they sent me a trip charge after I already paid one trip charge. Their response to this was I was one day over the grace period of 30 days from when the tech came to my house.
DO NOT USE OLD REPUBLIC if they have them assigned to you by your realtor do not accept them. I believe that customer satisfaction is key to a successful company. I am surprised with all the negative reviews that this company is still in business.and values and this company as a whole hires contractors that claim to be senior level but are only guessing the true problem instead of really knowing what the true problem is.

This home warranty place Old Republic is the worst thing to ever purchase. They are a scam. No matter what goes wrong they always have excuse and say it was installed improperly or man-made incident. Are they a professional in home building? NO just in **, but at the end of the day they have the ruling on if they are going to replaces it or not. In the simplest words they use A excuse every time (not installed properly) no matter who says it was or wasn't but they are a giant waste of money and never replaced anything. They always have an excuse and the customer service is very rude Even (Gloria works out of the Sparks, Nevada Department). She is the rudest person. I've never been spoken to that way before. A very mean person. I don't know if you can call her a person.

If I could select less than one star I would. I requested service on 3 claims. I paid for a representative to come out each time. And all three claims were denied. The last claim was for a broken air conditioner. I told them it was blowing, but not cold air. The service rep came out, checked that it was blowing air, and then said it was not covered unless it was not blowing. I was then charged the service fee. I tried to avoid paying the service fee, indicating that he should not have come out when I had already let them know the problem, so they tried to send it to collections.
I begrudgingly paid the service fee, and immediately researched quality home protection programs and found one with a good rating. I fell into service with Old Republic through my realtor, who since has had an earful from me, as well as received a bad review. I am disgusted with this money grabbing corporation, who has taken my money and provided me no support for my broken household items. This company is a total sham.

We live in a smaller community (350,000), so repair companies are quick to respond and very personable... most know or have heard of local service providers. Word of mouth recommendations are common. Our microwave went out on a Thurs. Before we had Old Republic, I would have been able to get a repair person here the same day I called, next day at the latest. Now that I have Old Republic, they claim their repair providers will make contact the schedule the service call "within 24 hours in most cases". After 24 hours of no contact, I called the repair company and left a message, same the following day. No return call. I contacted Old Republic and was told they only had one other option and that company is located 2 hours away. I called them and the earliest they can come out is nearly 3 days from today. By the time I get someone here to determine the problem, a full week will have passed.
I do not recommend working with Old Republic if you live in a smaller community. It is impossible to get a list of service providers by area, which probably means their service provider list is small in smaller communities. At any rate, any company that won't disclose and give you the option of choice among service providers, isn't worth the time and money. Not happy at the lack of initiative to provide service.

Called Old Republic and initiated a service call for a commode leak. After 24 hours no response from a plumber in their network. Found a local plumber to do repair. The leak was in the plumbing below the commode. Presented repair estimate for repair. Old Republic would not pay for removing and replacing the commode. Repairs COULD NOT be performed without removing the commode. Cost me another $50 for removal and reinstalling commode.

This warranty is as close to a scam as you can imagine. As you've seen in other reviews, the process is very simple. You pay anywhere from $500 to several thousand dollars for your "warranty". You pay a $65 "co-pay" for any service call... which essentially means YOU PAY FOR THE SERVICE CALL. $65 isn't a co-pay. That's more than what it costs for a normal service call on your own. If they can't fix it, and need to replace any parts, ORHP will ALWAYS seem to come up with some excuse for denying coverage. If you read their fine print, you'll see they've indemnified themselves so deeply, they effectively don't have to provide service for anything that they ostensibly should. And by default, if you purchase their coverage, you waive your right to pursue any legal recourse... very clever on their part.
The warranty protection seems to be a shill, because if any issue you have will cost them money, they simply won't cover it. They will find some convoluted way to claim that your equipment failure is a result of "secondary damage", and is not covered. In our case, our old-as-dirt pool pump began leaking. Because of cavitation in the line, the pump heated up, began to warp, exacerbating the leaks, effectively rendering the pump non-functional. Pretty straightforward, right? It's an old pump and should be replaced! Wrong. The heat warping is considered "secondary damage" by ORHP, ignoring the fact that the FAILING pump caused the heat damage in the first place! Which is to say, they're claiming the symptom was the CAUSE. This is ridiculous. There wasn't a fire. Nobody held a magnifying glass to it. The thing was old and gave up the ghost.
Of course, when speaking to them over the phone, if you contest them or in any way press them to do their stated job, they get nasty and defensive. If you request a copy of the contractor's report on your property, they claim that it's confidential and you may not have access to it. If you call the contractor, they'll claim the same thing. When you ask how anyone can provide any oversight or accountability to make sure that everyone's operating in good faith, they get nasty and point you towards their "glowing" reviews... Well as you may have noticed, they get TERRIBLE reviews. When we checked the reviews of the pool contractor they sent to us, they had amazing reviews, except for a handful of 1-star reviews... and wouldn't you know it... they were ALL ORHP referrals. All having similar complaints. ORHP acting like slimy weasels avoiding responsibility at all costs.
This warranty coverage is a joke. In my mind, it's worthless. They apparently will not pay out on anything. Even if they were to pay out anything, their coverage limits are so low, you'll max out quickly and start paying out of pocket right out of the gates. Furthermore, in their fine print, they've covered their rears in regards to replacing old equipment... If you happen to buy a house with an old heater that isn't manufactured or sold anymore, you're out of luck. It's not their "responsibility" to upgrade you simply because your equivalent equipment doesn't exist anymore. A service call fee from them is $65. A service call fee from Leslie's is $29. You end up paying for ANYTHING that needs to get fixed or replaced anyway, so save your money. You're better off just hiring your own technicians, independently.
DO NOT WASTE YOUR MONEY ON THIS WARRANTY. It's absolutely worthless. Save the $1K and use it towards repairs on your own. Good luck getting them to replace ANYTHING. We are advising our realtors to stop pushing this on our clients. We are very dissatisfied with this service and we feel like we got scammed into wasting our money on something that SOUNDS like a good idea, but is effectively worthless. Pay attention to all these negative reviews... there's a reason for them. Just like everyone else, the only reason I gave them one star is because there's no option to give negative stars. If you have this warranty, you should try to cancel your policy and get a prorated refund.

I suspect the Old Republic trains their employees to be rude. If you are not satisfied with their service or have further questions, they just tell you to shut up and live with it. They have shouted at me several times when I tried to find out more information about my services. Their goal is not to serve their customers, but to get your money and stop you from bothering them. It seriously affects my mood every time I called them, so I am almost afraid of calling them now. I think this might be what they want.
There was once a plumber came to my house, took a look at the things I have told them on phone, and told me he didn't have any time to fix anything for me on that day, because he had 10 more appointments lined up after 3 pm, although the woman who scheduled his visit told me she would not schedule anything else for him after my appointment, because I had many things to be repaired. The worst part was I had to pay $60 for that visit.
I called the Old Republic, and they just said they had no way of knowing what a plumber or any worker would do on any visit, so I just got to pay them every time. When I asked further why he had to look at the things I had told them on phone already, and if there is anything I could do in the future to prevent paying for someone without having them fix anything for me, the woman on the phone was like no, and yelled at me to stop asking her any other question. If you don't want to end up paying more than hiring someone yourself, and getting mentally abused, I strongly recommend not to use the Old Republic. They are the worst ever customer service. In fact, I don't know how they exist for so long.

When I first called ORHW representatives yesterday I was NOT happy with their response. They basically told me they had no one available to do repairs in my area. That I'd have to find someone on my own and go through 10 steps to line up the work and get it approved and I may or may not be reimbursed -- less the service fee! So I researched online and found a few numbers to call--- all of them closed that late at night. I called my realtor and told him these ORHP guys are bozos and to stop recommending them and I went online and wrote a low review! Then this morning before I could make a single call out to contractors, I received a call from Rob's Appliance repair, telling me ORHW had contacted him yesterday to do the repairs. He was here 10 minutes later, fixed my stove and I paid him the service fee. Not sure why there's a disconnect between the call center and actual service but THAT is how a home warranty is supposed to work.

I bought my home in Nov and at the recommendation of realtor, got an Old Republic Home Protection plan included at closing. Less than one month later, the top burners of my electric stove stopped working overnight. After reading policy, determining the problem should be covered, I called ORHP and got a total run around. They're going to charge me $100 service fee for providing a contractor. But they don't have any contractors in the area. I'm to find one who can do the work for under $100 and send them the invoice along with $100 and they keep the overage.
If it's over $100, I'll have to call back to get it approved prior to getting the work done, then I am to pay contractor and send them the invoice and they'll reimburse all but $100. Why are they getting $100 for doing NOTHING? They couldn't even provide a list of people in the area. TOTAL RIP OFF. I'm letting my realtor know that these guys are hurting his reputation and he'd best stop recommending them.

My a/c unit quit the day before Thanksgiving. Called Old Republic to facilitate a repair. No service techs in their network would respond. Was told to find my own repair service and I would be reimbursed. Called a repair company to do the work. Got an authorization #. Paid the repair company their fee and then sent copy of invoice to Old Republic requesting payment. Got check today less a $75 trades call fee. My cost was $265 refund was $190. I found the contractor and made arrangements for the repair. Called Old Republic to advise that they owed me the $75 they had withheld. They did not provide a service repair co. I don't agree that I owe a trades call fee. Talked to Ruben at the old republic auth office. NOT HELPFUL.

I just recently bought a home in the Palm Springs area. I have put in several claims finding that things around the home are not working properly. Each and every claim Old Republic has found a reason why not to replace, repair or handle the claim. I have even had claims turned down and no repair person has come out at all. Each time I call them I am either left on hold or given the run around. I would never recommend this company to anyone...

Our refrigerator died two days before having a house full of guests at Thanksgiving. My wife had just finished shopping and immediately hit panic mode. I made the call to ORHP, expecting a nightmare. The service rep was super friendly. She searched and found a contractor who could come out that afternoon! What? I was not expecting that. The service technician was friendly and knowledgeable. He said he had to order a control board or something like that. In the meantime, I dumped the contents of our fridge into coolers with ice. The contractor returned the next morning with the needed part and our fridge was repaired. Start to finish, less than 24 hours. I was impressed.

I live in Florida and about a month after my family moved in our home we had a cold spell and had to use our heater. It worked for maybe 30 seconds before the Air Handler circuit breaker would pop. I was thankful that I remembered we got a home warranty and not to stress over it. I contacted ORHP the next day. They gave me a name of a contractor that would be coming out. After 2 missed appointments and taking time off work this contractor finally showed up. The technician walked in the door and looked at the circuit breaker and said it's the wrong size amperage. How did the previous owner heat the house???
I also told him the airflow coming from the vents is weak. He ignored me and said there was nothing wrong with them. (I wrote a negative review on yelp for them too.) The contractor said I could expect a call from ORHP and they would send an electrician out. After several days they still didn't contact me. I reached out to ORHP. Long story short they said they wouldn't cover it because it was installed wrong. No wonder why this company has a one star review. Their coverage is absolutely useless. I made the recommended my realtor to pick another company.

Old Republic sent a local repair company (a $100 deductible cost to me) to see the issue with my refrigerator which was covered by their policy. The repair company informed me they would not give me a new refrigerator but would order parts to repair. I understood if they could repair the refrigerator, it made business sense not to replace with a new one. Well 2 weeks later with no response I called Old Republic in California. They informed me one of the parts was back ordered. After two more weeks went by they said they would send another repair company who would take the parts out of the refrigerator and send them out for repair. At this time I again asked them to do the right thing and replace the refrigerator as they had no timeline when and how long before the part would be in.
Well the second repair company did not show up. Another phone call to Old Republic. They said they would buy me a small college dorm refrigerator and refund my $100 deductible. After approximately 6 weeks and still no working refrigerator and no repair part likely coming in the foreseeable future, I agreed to take a settlement of $425 which they said was the cost of the repair. I understand a repair is always better financially than replacing with a new appliance. But a reputable business company after a reasonable time should do the right thing for the consumer. Waiting more than 6 weeks without a refrigerator and no guarantee repair date they forced me into a settlement. A like replacement refrigerator was $2300.

My wife and I purchased a four-year-old property and as part of that transaction purchased an Old Republic Home Protection Plan. We have to date had need to call for service twice once regarding water pressure that could not be corrected and most recently regarding our water heater. The following is regarding the most recent call and should be a HUGE WATCH OUT for all new to nearly new homes. I called ORHP on Saturday morning when we first noticed the issue (no hot water). They dispatched the work order to a company that does not work on Saturday. I called ORHP to report the service availability and I was referred to a different provider. To my surprise, the second provider did not work on Saturday either. After a third call to ORHP, I was given approval to call an independent provider who came out immediately.
The technician "Radiant Plumbing" was timely, thorough, and professional as he determined that the "Gas Control Valve" was not functioning correctly and required replacement. We called ORHP with the assessment and discovered that "because the part that failed was COVERED BY A MANUFACTURERS WARRANTY... ORHP WOULD NOT COVER ANY CLAIM BEYOND THE INITIAL ASSESSMENT". After some research and many many calls to ORHP, they are committed to their statement of not covering anything that is covered by a mfg warranty.
This statement contradicts their website and the very answers to their FAQ's. Why would anyone that know this buy an Old Republic Home Protection Policy. I want to bring this awareness to everyone who buys a new or nearly new home to AVOID OLD REPUBLIC HOME PROTECTION as a home warranty source. DON'T DO IT!!! DEEPLY DISAPPOINTED IN CENTRAL TEXAS.

We recently purchase a home in North Myrtle Beach, SC. At the Seller's choosing the Seller purchased a home warranty plan for our benefit. Within days of closing on our home we found that the dishwasher would not drain and contacted ORHP. The agent told us that our plan had not been issued and the plan under which the seller purchased was not effective for our use at that time.
After much complaint on my part we were finally given a claim number. A few days later we were contacted by ORHP and told that they did not have an authorized service contractor in our area and we would have to find one on our own. We were also told that if ORHP approve of the work and written estimate that ORHP would reimburse us up to $60 for the service call. As it turned out the Seller's recent installation of a garbage disposable was what was causing our problem; hence, we were not covered.
Within a month we discovered that we had two roof leaks. Again, we contacted ORHP to submit a service request. Again, ORHP did not have an authorized service provider in our area and we would have to find one on our own. Lo and behold, same result. Our claim was denied because ORHP roof coverage does not cover flanges or flange pipe connectors. And, because the claim is not covered the service charge will not be reimbursed. Recently our new air handling unit stopped working. We will not contact ORHP. We are saving ourselves the time, the frustration and the extreme anger with this company.

Like many people we received a year of ORHW coverage when we purchased our home a year ago - and like many people we did NOT renew our warranty with Old Republic after the year expired. They seem to specialize in contracting the work out to individuals who will do shotty work or find a way to not do the work at all.
The first time we called it was for backed up pipes - they sent out a plumber who decided it was "probably roots" without scoping the pipes or anything... because he reported to ORHW that it was (again I quote) "probably pipes" they would not send out any other plumbers. Same thing happened with a 28 year old fridge that was leaking water - the appliance guy said we "could have mold because of it" and now of course we can't get a new fridge installed until we pay to prove we don't have a mold problem. If you have ORHW expect loopholes and contradictions with loads of frustration. Save yourself the sanity and the $$$ by going with a more reputable company.

The worst home insurance company I have ever dealt with. I had an issue with a microwave door. They denied the claim that it's not normal use issue (break). It's a 13-year microwave, what do they expect? IT'S PLASTIC. The customer service was very rude and spoke very demeaningly like I did something wrong spoke to supervisor Jason **, he was also very rude. I would never recommend this company. SAVE your money because when you'll need insurance they won't help.

We have had ORHP for just barely one year. Our experience is as follows: We had a few issues - refrigerator died, kitchen outlet blew up, a leak in the 2nd floor shower requiring the seal on the glass door replaced, the sewer pipe from the house connecting to the one going to the road. The folks, that ORHP sends, do not necessarily have liability or insurance for their business - they do claim that they are licensed. They are not even members of Better Business Bureau so the homeowner can check. The folks that ORHP sends are very skilled in figuring out whether they should call the job "repair" or not. These folks diagnose the problem. For example - the electrician that came said it was NOT a repair. It was an installation issue he said and could repair it for $450.00. This was clearly NOT an installation issue. The kitchen has been functional since 2011. He did not even take the cover plate off to diagnose.
The sewer pipe was also diagnosed by the plumber as not a 'repair". But we had to get this done so we ended up paying $1700.00 from our pocket. The refrigerator repairman actually found the problem and replaced the circuit board but we had to call him twice in 30 days for the same problem to get it fixed - if you call them for a second time for the same problem, you get charged again for the visit. Sometimes people are out of town - people commute a lot nowadays and this 30-day rule is not realistic since sometimes the scheduled appt cannot be honored. The kitchen leak was not fixed by ORHP.
I am not sure you can get a person who actually is NOT trying to get business outside the "repair" domain. Each one who came except the refrigerator repairman said it was NOT a repair job and that ORHP would not pay them. In some cases like a leaks inside the house are covered ONLY if it is a "repair" job as diagnosed by an ORHP-chosen company/person. Sometimes you can get a handyman to do the job - and these handymen are very helpful and can recommend their plumber/electrician friends who are licensed who you could get to correct the problem. I find that it is more beneficial to get a maintenance contract with a reputable plumbing and HVAC company that can be a whole lot more reliable since you can ask for a specific person every time.
Your expenses for the maintenance contracts are just a little more than the money you will pay for a Homeowner's Warranty but a WHOLE lot more beneficial. We had in our other rental home - American Home Shield and when we bought our homes in South Brunswick (through the builder) and the home we live in (through the seller) and NONE of them were worth it. Jobs done were shoddily completed which we had to get redone later cause parts were poor quality, no clean up after the job was done etc. Homeowner's Warranty are not worthwhile since diagnosis depends on their people who are also trying to get more money by doing the job privately - HOW companies do not pay the the market rate one person said. All on All ORHP has been really a rip off - and this in my first year with ORHP through the seller/real estate agent.

In the purchase of my home I was sold a warranty from Old Republic Home Protection. I have been without a refrigerator for one week. According to them, the part is "on order". What-where is the part coming from? And the service I am receiving is terrible. No one bother to call us back and the tech they sent was not knowledgeable of how to repair a refrigerator. I have several names written down and they are all rude. At the end of the year this warranty will not be renewed. I am writing the Realtor's Association in Birmingham, they need to change companies, this one is a total rip off. Then I am told they would not replace the refrigerator - but give me the cost of the repair towards a new one. RIP OFF.

We wanted a home warranty when we bought our home, and unfortunately, this company was recommended to us. The first time they came out to look at our AC, they told us we needed a new unit then tried to sell us a 4 year old model for the cost of a brand new one. Luckily we didn't fall for it and they reluctantly fixed the problem. The next time we called because our thermostat stopped working. The guy they sent didn't bring any tools. He looked at the outside of the furnace and said he couldn't do anything because we needed a whole new furnace. He then went outside to look at our wiring to our AC. In his report, he said our unit wasn't working because our dogs chewed up all the wiring. This was a flat out lie.
When I asked Old Republic to send someone else out, they said they could only get one opinion. They would not do anything unless we paid thousands for a new furnace, wiring, and ducting. I cancelled the request, called another HVAC company on my own and had the problem fixed for less than $200. Our furnace works fine and did not need replaced. I would NOT waste my money on this company. All they want to do is rip you off. They send the worst, most unprofessional people to look at your house and they never want to fix anything. Again, don't waste your money or time.

We contacted old republic when our sink in the bathroom had a stoppage. They sent a plumber who said they could not access the plumbing without removing the pedestal sink. The plumber said he would have to call Old Republic to let them know about the sink removal. The plumber proceeded to walk outside to his car, got in and drove off. I got a call from Old Republic an hour later and they said that the plumber did not feel comfortable removing the sink to get to the plumbing. The customer service rep then contradicted himself and said that the removal wasn't covered and that's why the plumber wasn't going to remove it.
We would have to put in a new work order to have the plumber come back AFTER we removed the sink for the plumber! For them to access the plumbing we would have to remove the pedestal sink. We called a local rooter plumbing company and paid an extra $20 to have the rooter guy come in, not have to remove the sink and get the stoppage out. Peace of mind! Unfortunately, the servicing companies that Old Republic uses are absolutely awful.

This company is a full on scam. I have paid now three times, for three different people to come out and tell me my AC leaks. The first one said it was not covered, I had to pay AGAIN for another one to come out once I discovered my policy did have this coverage. The third one is saying it was an improper install so isn't covered. I paid to have my own HVAC person look at it. He said it is installed fine and that there is a leak. I will be paying to have it fixed, but first photographing everything to prove that it was not installed improperly. I will then take them to court. What a pain in the ass, but honestly, I am so angry at this scam of a company. What a joke.

My pool motor (for the cleaning & fountain) is no longer working. Old Republic sent out their tech (Pelican Bay) and the technician turned a screw driver a couple of time and proceeded to sit in his truck for 30 minutes. At that time he informed me the pop ups were broken and it was not my motor. I had my pool man look at the motor and YES the motor is broken. Go figure! When you purchase a policy for your home and are told if the pool breaks it will be covered is not the actual truth. Old Republic say this part is NOT covered under my plan. Well then what good is this... so far I have not found anything that is covered! What a scam. How does this continue to happen??? ** business and they should be shut down!!! Yes a disgruntled customer and will NEVER continue my coverage with them.

It cost me a $75, three trips from their repairman and over a month of waiting to come to the conclusion that they could not repair my dishwasher. They offered to put a black panel on a white dishwasher which I told them that was unacceptable so they offered to give me 225$. So if you do the math... $500 home warranty cost, $75 deductible, $575 total paid for home warranty = no dishwasher and a very unsatisfied customer. Plus their customer service reps talk over you and just repeat themselves. Don't waste your money with Old Republic.

When we signed up with Old Republic we were told that if any issue arise with our Water Heater, A/C, etc as long as it's not our fault, Old Republic will gladly send someone to fix it or replace it. Well, yesterday one of the electric wires of the water heater started to smoke. So, we unplugged it and called Old Republic thinking it should not be a problem, we are all covered!
The next thing we know they send us a plumber who does not even have a permit to work in our city and can get a huge fine for charging people for his work. So, this plumber tells us that we need to pay $700 for the code upgrade. How do you like that? We have 4 small children and not to have hot water is inconvenient. This is the reason why we even purchased home warranty: to avoid out of pocket expenses.

I called Old Republic for a plumber to come out to check on a guest bathroom shower/bath combo valve issue. They say valves are covered, but then gave me a song and dance about why my valves weren't covered. They are a lying company who does not back what is clearly written on the warranty we purchased. We are 1st time buyer for a new home and we just moved right there and then. That night we found out that there's a leak that cause molds from the master bathroom through the kitchen ceiling. We right away called "Old Republic Home Warranty" and inquire about our plan which they will cover to fix the leak and they told us "Nothing to worry. It's all cover by our policy." They called the plumbing company to make appointment to fix the problem and they did fix the leak. Now 2 weeks later we called them and asked to repair the wall and the ceiling that they took and they told us at first they will cover the repair except for paint.
I spoke to the agent "Amber". My husband called them too and we found out that they will not cover all the repairs for the wall and ceiling. This is not fair. They took the wall and ceiling just to fixed the leak and now they're telling us they will not covering the repair to put it back. Now we tried to called our homeowners insurance and we will end up pay for the deductible of $2,500 for them to fix it. "Old Republic Home Warranty" is the worse home warranty ever. I will definitely not renew our plan for next year. I will report them to the government insurance commission for this. Guys if you're looking for home warranty please don't get this company "old republic home warranty". Hope this review will help you choose the right home warranty for your home.

We've found this to be a total rip-off. It's more of a repairs buying club than a real insurance company. We got this plan as part of the purchase of our vacation home. The seller provided it as a selling point. The pressure assist water pump went out Labor Day weekend making it difficult to use water so we called a reputable area plumber who was recommended independently by two other people we know in the area. We knew we had the policy, which we didn't have with us at the time, but assumed them to be a reputable "real" insurance company. We thought we'd just need to put in a claim. In fact, they refuse to even consider paying for it because they "had someone answering the phone on Labor Day."
You apparently have to call them ahead of time to beg them to fix your problem on their time schedule, using THEIR service people, the way they see fit, using whatever parts they see fit to use, etc. To them, it's not an emergency unless there is no water - not a single drop - coming into the home. We had 14 family members at the house over the July 4th holiday. Had it happened then, the process would have been to wait for this joke of an "insurance" company to get around to fixing it in their own sweet time or paying for everything ourselves. Needing a house to be fully functional at all times is not a concern to them. You'd also have to pay a fee - they call it a "Trade (Service) Call Fee" yourself. They conveniently leave the amount of that fee undefined.
My impression is that they will make getting service so difficult you give up and just pay for it yourself under any circumstances - and if that doesn't work they probably have agreements that allow them to pay servicemen only a portion of what they normally charge, then get a large fee from you to cover most of that. They just don't feel like an above board reputable "insurance" company. They seem to have clauses and excuses to get out of everything. "At our sole discretion..." "We have the sole right..." "We reserve the right..." None of those sentences end in anything that favors the consumer anywhere in their agreement. If you're going to buy a home and someone tries to sell it to you based on having an Old Republic Home Protection plan on the house, tell them it doesn't even have value as toilet paper.

I am a realtor and I rely upon home warranties to assure my clients that their home purchase will be covered and repairs will be made when things don't work within the first year of ownership. I ordered this home warranty policy for a client and discovered that the built in microwave was malfunctioning 3 days after move in. This appliance was working at the home inspection and was working to heat things in the first few days of occupancy, but when the F2 signal went on, the clients called for service.
When the repair was called in, the claims rep asked if it was working when the owners moved in and the owners said yes. The claim was referred to a service company (E&J Appliance repair) and the situation/problem code on the microwave was reported to the service company. They originally schedule to come out on Sept. 6, but realized they did not have the part, so they cancelled the service visit and got authorization to order the part. They finally got the part in 20 days later and were scheduled to install it. The repair company brought the part with them, but the technician had to report to the claims representative because the claim had been flagged because it was so close to the close date. The technician told the claims rep that the part had been failing for some time and the claims rep called it a pre-existing condition and refused to pay for the repair.
This is how Old Republic Home Protection gets out of doing repairs. An appliance breaks within the time frame of the policy, and they call it a pre-existing condition and refuse to honor the policy. And then to add insult to injury, they charge a $65 repair co-pay for a repair that is never done. This was an Ultimate Buyer's Plan with Star coverage added. The policy cost $475 and we cancelled the policy after the denial. For three weeks of coverage, they are only refunding $318. Thanks for nothing ORHP. Be assured I will never recommend this company to another of my clients. This is your job, to make sure new home purchasers are insured and covered from mechanical and system failures in a new home. You failed miserably at doing your job.

We got Old Republic when we bought our house so we renewed this year. In July when it was over 100 outside it took 11 days to get our unit repaired. Forward to this weekend: same unit not working again. Also when we went downstairs to check on it we found the hot water heater was leaking - this was Saturday. As of today Tuesday no has been out to fix either one. ORHW told us last night that we were not a priority since we have a unit downstairs. Hello kitchen, laundry etc is all upstairs. They need to come cook for me upstairs. I recommend a home warranty but I would not use this company again. As soon as our contract is up we will find another company.

The one year warranty came with the purchase of our home. At first we were satisfied with the service. We even got a brand new microwave when ours could not be fixed. Then, when our washing machine needed to be fixed it was not covered. What? I was told it was an add on to our contract and since we did not add it on it was not covered! $500 later for a new washer. At that time I was told I did NOT have an appliance package (fridge, etc). And of course NO pool coverage. WOW glad I got that one year free!
Then in the middle of summer (Las Vegas) our ac stopped working when it was 118 degrees! 12, yes 12 service visits later within a 6 month period, the ac still is not working properly. The techs kept band aiding the problems and have even lost cover screws to the unit. My husband went up on the roof to clean the coils (as instructed) and found cigarette butts all over my roof!!!
I called OR and made complaint after complaint about the so called repairs, the no call, no shows from the contractors, 4 different ac companies, the cigarette butts, lost screws, the time I had to take off work, and subsequently the basic disregard of all these things and more and guess what do they do? They cancel my renewal contract!! Haha. Really. Goes to show you, in my opinion there is some type of scam going either with the ac contractors or with the home warranty company. Either way stay away from OR. They say they will fix it or replace it. That's not what happened with me.

We had a drain backup in our garage for the washing machine. I called Old Republic on a Saturday and it was really quick and easy to set up a service call. They sent a confirmation email immediately after. I was a little concerned about the plumber they assigned to the job because they didn't have good reviews on Google. However, they called me later that night (Saturday) to schedule a time to come out. I wasn't expecting to hear from them until Monday. They got me in first thing Monday morning, were on time and did a good job.

We bought our home and got ORHP. We had an inspection and all was in working order. Got to our house and the toilet was leaking. They refused to fix since it was the day we closed. Don't answer any questions they ask you. Just keep saying it doesn't work properly. They are trying to find a way to not cover it.

I ended up with a 1-year home warranty through ORHP as part of the purchase of my home. In the past, any warranty claim I've ever had to file - whether for home or automobile - has been a fairly smooth process with a direct fix or replacement to bring my protected property back to its state before the claim. I have had to open a few claims since buying the home - mostly for appliances (they came with the house and the house is 11 years old) and also one for A/C repair. For the most part, ORHP was great when setting up the claim and getting a repair contractor out to do the work. I had to pay a few trade call fees at $100/each but when the repair would run nearly $500 or more, the trade call fee is great value.
However, my last claim has not gone well at all. Partially because of the company hired by ORHP to do the work and partially because of ORHP's cheap way of getting around appliance replacements. I have a stainless steel Whirlpool Gold Oven/Microwave combo wall unit that has been problematic (several trade calls to have repairs done). On the last repair, it was deemed necessary to just replace the whole unit. ORHP verified the replacement decision and gave me the option to either:
1. Take cash in lieu of repair - this sounded great until I noticed that they would be sending me a check for several hundred dollars less than what it would cost to replace the appliance. They would also no longer cover the work to install/replace/haul away if I took this option. 2. Get a replacement installed - sounds great until I read that they refuse to directly replace stainless steel units... they will only give me the choice of a black or white appliance (my kitchen is all stainless appliances, therefore this option is terrible).
Now they have me between a rock and a hard place. After speaking to them to try and just negotiate the actual replacement value (I told them I would cover the cost of labor/install/etc), they will not budge and frankly were a bit rude about the whole ordeal. I'm talking about a difference of maybe $300-$400; a significant chunk of change. They state that they get their values from their supplier network and that dollar values for replacements are not always on par with retail value (no kidding!). What a joke. I would look elsewhere for a home warranty - do not give these people your time, money, or effort.

I chose Old Republic Home Protection at the recommendation of my real estate agent when purchasing my (older) home. I have had several service calls during the past year. Positive one: Water heater - broke and leaked all over garage. Discovered Friday afternoon - was replaced by Saturday afternoon. Service provider was very friendly and professional. Even took care of a leaky faucet under the same service call. Small plumbing line modification was necessary and not included ($40.00).
Rest: Garbage Disposal - started smoking - motor burning hot to touch. Called in service - they showed no concern about potential fire hazard. Insisted on getting number to call service provider directly (on several other prior calls it generally took a day or two to hear from any service provider - if they called at all.). Explained the situation to service provider - dispatcher promised to explain situation to service manager to see if it was a true fire hazard and said they would call back. No callback as promised but appointment was scheduled for next day. Obviously my house did not burn down (I unplugged disposal and poured/ran bunch of water down it - smoke decreased and eventually it cooled down.). They replaced disposal and the service technician was nice.
Rest of my service calls were fairly useless (garage door opener and pool). Especially pool issues - never got promised callback from provider. Had to call OR back multiple times. Called service provider directly - would only schedule for the following day late in the afternoon if any time available (non urgent issue - due to work schedule I needed appointment to be scheduled several days in advance) - Requested new service provider - also difficult to schedule. When finally came out -main problem not covered (did fix minor issue). Promised a quote to fix main problem - never heard from them again.
Old Republic's service (when calling in) left a bad taste in my mouth. Also, a lot of their service providers are difficult to deal with and not very friendly. Decided to renew with another company - American Home Shield. I used them with my prior house years ago and was happy with their service. Same coverage (but with higher coverage limits) was also about $100.00 cheaper for the year. Service fee is $10/call more with the new company.

I had so many bad experiences with this company with my clients and with myself. I just got insured and the AC starting to not pass air to one of the rooms. Contacted the home protection, I paid my fees. The company was not satisfied the report. They order another opinion, same result. They still were happy about the diagnose, they had to pay. They requested a fourth and a fifth opinion so finally the last opinion said that it was the "design of the house" therefore they finally found a reason to deny coverage. The house is a normal 3 bed 3 bath home in the city of Montebello. There is nothing wrong with the design of the house. Yet Old Republic made me waste over two months to satisfy themselves and deny the coverage. I do not nor will ever recommend this company. They cover themselves only, NOT CONSUMERS!!! Previously, on my old house, they denied a leaking under the sink!!!

Old Republic sent Absolute Heating and Cooling to re-work my inside unit and they refused to come out and complete the work which was to rehook the unit to the duct and Old Republic did nothing about it. I first called them on 8/14 and today is 8/27 and my duct has not been repaired yet. Air is going out of the duct into thin air. I have been cooling the outside and my electric bill has increased. I would not recommend Old Republic to anyone. Old Republic called another provider which as of today which has been 4 days has not gotten back with Old Republic to set up an appointment with me and tell Old Republic their fee to do my hook my duct to the inside A/C unit. I don't think customer service went over and beyond.

I've used Old Republic for three years. Each year we call about the HVAC unit. Each year some rumdum adds Freon. Called on Wednesday, never got a return call with contractor called Affordable 205-585-8099. Called Republic again Friday and asked for weekend service since it 100 degrees in Alabama and this is a second story unit and our second request. Republic doesn't know the hours of the contractors, won't provide OT, nor called the original contractor to find out when they are coming.
Got second contractor number, Cahaba HVAC 205-365-4687 who answered his phone and said he would call Saturday morning to let me know if he could get someone to our house. Yep still waiting to hear from that rumdum. I will probably never hear from another contractor nor will I ever receive an refund from Republic, but they will never see another penny from me and I will make sure that everyone I know is aware that Old Republic is the worst company, with the worst customer service and evidently contractors who can't get work any other way.

After setting up a tech visit using Old Republic, the tech was very helpful and wrote my diagnostic up for me to sign and he passed it along to Old Republic. Within 30 minutes they called and DENIED my claim. They stated that since there was something lodged in washer drain pipe (inside the unit) it was not covered under 'normal use'. How the heck am I suppose to know that there is something in there from the previous owner? That is why I call the experts and have my 'home warranty' cover the repair. Old Republic is clearly looking to gouge your money upon purchase of a home, only to deny the majority of their claims. This is evident by the long list of complaints. I would strongly advise not to use this company for your home warranty. Look elsewhere!

I am filing a complaint in hopes it will prevent someone else from having to go through with what I have been. I was told by an HVAC person to call in an emergency because my breaker to HVAC kept tripping and it could catch my house on fire. I have been fighting with them since. They kept sending "Fly by night" people out who did nothing but wrote on the ticket that they did. I watched them and they lied. After over 3 wks it was discovered by Early Services that the HVAC was leaking water. Since then ORHP have lied and lied to me. Every person that called changed everything that was going to happen. I am 80, live alone, have no air in over 100 degree rooms and nothing but little fans to try breathe. I have chronic back pain, wear a back brace and I can't get the HVAC in. They have told me for over 2 wks it was being shipped on a Monday and installed on Wed. Company called me last week and they have no HVAC to install. Another lie from ORHP.
I am worried sick. I will have a stroke in the severe heat in my home. I received a call again today but could not understand what she was saying and she said she would call me back BUT DIDN'T, as usual. I have filed complaints with Consumer Affairs and various other place but ORHP ignores them because their lies are working. I am now trying to get assistant for our new elder abuse law in AL and will soon have what I need to go after ORHP. I have numerous people who deal with ORHP who are also getting information and hopefully they will get rid of using their company when homes are sold. They shouldn't be allowed to even have a company. How sorry can they get when they don't care if heat kills a person as long as they can get the equipment needed cheaper. WORDS CAN'T EXPLAIN WHAT A SORRY COMPANY THEY ARE AND STILL GET AWAY WITH WHAT THEY ARE DOING TO PEOPLE.

When I have problem with my AC unit I called this company and they said $65 for someone to come to my house. And it's no problem to me. But they got to my house they said they cannot fix my AC because my dog chew the wire. But they can fix it if I pay $150... So I was so angry. But I paid them $150 and after they left my AC doesn't turn off. And I called them back. They said something wrong with my Thermostat!! So I just let you guys know do not trust this company!!! And I sent email and call them to cancel my service. They said still pending till I pay $65 for call service. So where is the $150???

I recently had an air conditioner problem with my home. I contacted Old Republic with the issue and they gave me a service provider that never even bothered to contact me. I again contacted Old Republic who once again gave me another service provider's name and number. Once again as of a week later, I still have not heard from that provider. I called Old Republic a third time and all I got was "We're very sorry". All I can say is "They sure are!" Don't waste your money!

I had a bad experience with Old Republic and American Modern. My AC unit stopped working. I had just moved in this house about a year ago. I called them and they sent a technician out from Wayne Bryant. He was not nice and I feel he did not do a very good job at analyzing the unit. He did not go into the attic at all. He wrote two things on a piece of paper about the fan motor and condenser with no price attached and told me I had to wait till the company opened up. I waited the whole entire day and no call at all. I called Old Republic the next morning and they stated that they could not help me because the technician from Wayne Bryant stated that the unit just needed to be cleaned.
Staff member at Old Republic said if I were to clean the motor, the AC would automatically start to work. I asked her is she was familiar with AC's and she said she was. I said to her, if a motor on a car goes out and I cleaned it off, the car would not automatically start. She said yes it would start to work and they were not going to help me. My house is 94 degrees everyday when I come home. I have asthma and a thyroid condition. So I called by again and asked to speak to a supervisor, she stated that the technician from Wayne Bryant said some dogs had urinated on the unit and they are not held liable for that. She said the coil had been chewed up by dogs. I do not have dogs and no visiting dogs. She stated that the coil needed to be replaced and they are liable for that either because I did not have the maintenance done to the unit and the dogs had vandalized the unit.
I called my insurance company (American Modern) and told them that dogs had vandalized my AC unit according to what Old Republic was stating. American Modern refused to pay as well stating that the AC unit was not working because of normal wear and tear of the unit. I am so upset that I have to go home everyday to 94 degrees in my house and I am paying 2 (two) agencies; Old Republic and American Modern and both of them are refusing to help. I called the supervisor back and stated what American Modern said and Lola from Old Republic offered me $179. This is not near enough money to get AC unit fixed. I will be 57 years old and I just don't think this is fair to me to have to live like this!

My wife and I were convinced this was a good company as we read many good reviews when we bought our home last year. We had no problem writing them a check for their services and they had no problem cashing it. Almost a year later, our water heater is leaking all over the basement. We follow the plan, have a plumber look at it and says it toast, needs replaced. Now comes the runaround from their authorization department. We have an 80-gallon tank, but they think we need a 50. We get a second opinion from 3 other plumbers who recommend an 80 gallon due to our jacuzzi tub.
Old Republic doesn't have comparable pricing for an 80 gallon so they decide to just give us a cash-out offer for the 50, $1100. Problem is, an 80 gallon starts at $2000, before installation. Hours now on the phone, back and forth with supervisors. My wife and I are young professionals. We don't have time to deal with this. I guess we will just protect ourselves next time. Maybe the company should rename itself "Old Republic 1/2 coverage Home Protection." I recommend ANY other company for your protection needs. This is a company of crooks.

Well from what I have personally experienced ORHP is not all that bad. I'm sure they have stiffed a bunch of people. But personally they saved me from have to buy ac fan (500) and probably a condenser coil (500). Take this good review with a grain of salt. Experiences may vary??? I called in the warranty and they sent out someone the same day. Replaced the $500 ac fan the same day. Filled my freon up same day. And put a claim in for the coil. Cost me 100 for the deductible and 35 for the freon.
I had 2 other ac companies come by before the warranty contractor made it. And both wanted to replace whole outside ac unit and coil. Which is what I need to do. But they were unwilling to patch me up to keep us cool until we made the financial situation straighten out. I was quoted 4500 bucks from 1st ac company and 3600 by the second company. The home warranty contractor said himself ORHP is slow and usually unwilling to pay. But he had a certain dollar amount ($500) that he could just use without getting any approval from ORHP. So don't take every review as they will screw you over. In my case I'm elated that I got my money out of them and I'm cool right now. I think all home warranty companies are patch u up companies. Hopefully they will cover the coil and if they do I'll renew my Contract with ORHP. Don't get disheartened, try them. What do you have to lose 100 bucks? Can't do anything with that anyway.

20 year old A/C unit. A/C compressor went out. Sent out company number 1. Issue was plain enough to see. Replaced compressor, no options were offered to replace the whole system. I know the inside isn't covered, but it should have been an option available due to the price involved on a system so old. The replacement took 2 weeks - which is a long time when it's the summer in central Texas.
Week later they were called back as the unit did not seem to be cooling well. Sent the same company out - said he'd talk to the home warranty people and left. No indication of what was going on. Called Old Republic who contacted the company and said he didn't check everything and sent him back out. Again he said nothing was wrong. Again didn't check anything and barely poked his head into the attic to check the inside unit. Had to spend 2 hours on the phone and ask to speak with a supervisor to get a second opinion. Was told the speaking to the supervisor wouldn't change anything. Supervisor called the next day, and rather unhappily granted a second opinion.
Company 2: Came out, said the coils were dirty, cleaned them and said it was low on R-22. Said it was likely due to the coils being dirty. Unit was short-cycling and they weren't sure why. Replaced a contractor as well and left with the unit running (also said he was afraid to turn it off as it may not come back on - but that as long as it was running he couldn't do anything with the warranty company). 3 days later the unit stopped cooling. Company 2 is sent back out. Spend 2 hours checking things and couldn't figure anything out. Thought maybe it was a control board on the furnace and left saying they'd get it ordered and replaced in a few days.
Several days later I haven't heard anything and suddenly we get an email that a 3rd company is being send out. Called Old Republic who says that company 2 said that the person who installed the compressor did something weird and that it should go back to them. Old Republic isn't sure why a 3rd company was sent instead and said "Just let them look at it."
3rd company: Says it's low on R-22 and that's why the compressor is turning off. After explaining that a week before it was filled he says there must be a leak somewhere and recommended replacing the whole unit. He filled it up and left. Old Republic didn't like that answer and wanted their own second opinion and sent out company 4.
Company 4: Found several issues, but left saying the compressor wasn't running (it clearly was). Old Republic called and offered me a cash out on the labor for the compressor replacement saying the 4th company said it was installed incorrectly. Either that or I'd have to go back to the first company on my own.Decided to have my own company look at it, expecting to get the cash out. A week later it's fixed and I call and try to get the cash out (which two separate people called and offered me). Now they are saying it's not an option. Coincidence that an hour after I mention that it was repaired by a company at my expense that they revoke that option? I don't think so. They refuse to honor what two separate representatives of theirs offered.
Now I'm out the money it took to fix it, which they also refuse to reimburse, even though I went with another company under the understanding that they were going to provide money from the crappy install their technicians did. It's 100 degrees out and I have a pregnant wife and I've had to spend 2 months for them to fix the issue and they still didn't do it. And now they won't even provide the reimbursement that was offered by two separate reps at their company. I can see why they have a crap rating and are under class action lawsuits.

Like so many others have stated, this home warranty was offered with the purchase of our home. We had two problems within the year of coverage. Both were handled satisfactorily. We had a pleasant experience with customer service, claims personnel, and repair technicians that were sent to our home. We will consider this company again if we choose to keep a home warranty. Following is information on our service calls if you are interested in the details.
First: Our dishwasher got stuck on the heated dry/plate warmer cycle. Since we run the dishwasher at night while we are sleeping the heated dry stayed on for hours and melted several toddler plates, cups, spoons, etc. We had a big mess with dripping plastic inside of the dishwasher. We called the warranty company and started a claim. They called us back within an hour to inform us that a service call had been scheduled for 2 days from that date. (Yes, I would have loved to have someone out that day, but I understand that a dishwasher is not an emergency!)
The repairman arrived on schedule, inspected the dishwasher, made a few calls and told us that the part needed would have to be ordered. The expected turnaround time was about a week. In the mean time we cleaned the dishwasher as much as possible and continued to use it with the air dry feature instead of heated dry. The next week the warranty company called and told us that the part for our dishwasher was no longer available so they would replace our dishwasher. They asked us to take pictures of the model information, features panel, etc. and send them in so they could replace it with something comparable.
Approximately a week later they sent us the proposal for replacement. They wanted to replace our stainless steel dishwasher with a model that was only available in black and white. We told them that was not acceptable so they offered us a check for enough to purchase a comparable model and pay for the install. Overall, this took about 2 months from claim to receipt of funds. Not ideal, but we still had a functioning dishwasher during this time.
Second: We had a problem with the downstairs air unit not cooling properly. It was cooling, but it just had to run constantly and would always be about 2 degrees warmer that the thermostat setting. We called ORHP and put in a claim. They had someone out within 48 hours. A part had to be ordered, but everything was fixed and running properly within a week.

This company is made up of a bunch of CROOKS, their intent is to take the money and provide no services. They have a half a dozen class action lawsuits against them. With 1051 BBB complaints one would think that you people will start asking questions about the integrity of this company that you sell products for. Here is my story: we purchased a home warranty from ORHP when we purchased our home in Oct. 2015. On Sunday July 10th our toilets started to back up and would not flush, our shower drains were backing up as well.
We called ORHP for service, they sent a referral for a plumbing company. We called the company and they said they could not help us on Sunday and that we had to wait until Monday. We told them that it was not acceptable, we called ORHP back, the customer service person told us if we could find someone that can do it on Sunday they would reimburse us, provided that the plumber calls them first. We found a plumber, he came and assessed the situation and called ORHP and gave them the estimate on $289.50 to clear the clogged main sewer line. He performed the work and said the line needs to be Hydro Jetted as it has buildup grease in it.
On Monday we got an email from ORHP indicating that they will not honor their given on Sunday and that they will only pay $225, $65 for the initial service. After many phone calls and arguments we received a call from a so-called supervise (Nahom), he claimed the service representative that gave the authorization made and error and that they will only pay $255, $65. However as consolation he will send a plumber to Hydro Jet the main sewer line at no charge to us.
I accepted and today (Wednesday) an ill-qualified plumber from Economy Plumbing in Phoenix called saying that he has to first diagnose the problem and report back. I agreed, he did not even have the proper tools nor the length of the snake needed to diagnose the line. He found that the water is still building up and the flow is not clear, he said he will report that. Few minute later ORHP called saying that the plumber told them he cleared the line and all is well. I told the representative exactly what the plumber had said, went out to get the plumber, he had ran away. The representative told me if there is a problem in the sewer line, they will not cover that and that there is nothing they can do for us from now on.

I have a very different experience with ORHP than most of these reviews. I got the initial warranty a little more than a year ago when I bought my house. I didn't even think about it until this spring, I had 3 issues they were great at resolving. #1 - my AC unit's water line broke and started spraying water everywhere and flooding my roof. #2 - my hot water heater stopped working. #3 - my dishwasher stopped powering on. They were out next day to fix the waterline, paid my $65 service charge, they replaced the line and boom, it's fixed. The water heater was not repairable so they replaced it, took about 3 days from the call 'til the new one was installed, paid the $65 service charge and boom water is hot again and a brand new water heater was installed. The plan did not cover haul-off of the dead water heater but I talked to the repair guy and he called someone who came and picked it up the next day for no charge.
The dishwasher (LG brand) has been more of an adventure, repair tech said the control board is fried and needed to order parts, the parts need to be made in Japan or something so it'll take 3-4 weeks, ugh! But I understand, we wait 3.5 weeks and parts are installed. Well it powers on now but does not run/wash or do anything other than power on. Tech says it's a bad wire somewhere in there, can't be fixed. I'm not thrilled but at least I'm getting a new one. His point was valid, since there was no power to the unit he couldn't have known it wouldn't run until they fixed the power failure issue.
2 weeks later and 3 or 4 calls to OR they offered me a replacement. (They did seem to drag their heels a bit on the replacement authorization). They kept saying, "The new one will match the same features your other one has but we don't guarantee you'll be offered a matching stainless steel one or the same brand." I was prepared for them to offer me a cheap ugly almond-colored hunk of junk or something. I was honestly shocked when they offered me a high-end unit that sells for about $1600 in the matching stainless color. I know my LG was nice but I'm pretty sure this is actually nicer.
Now I wait 10-14 days for it to show up and get installed which puts me at 3 months since it broke, not ideal but at least they did a good job on offering me a good quality replacement. I've already renewed for a second year even though I hope stuff stops breaking. The warranty has been a great deal for me so far and I would have paid more out of pocket for these repairs than what the annual fee + service call costs are. They are always nice when I call and so far so good on the repair people they have chosen for me.

Do not pay attention to the Better Business Bureau reviews because they must be written by people that work for Old Republic. I filed a formal complaint with the Better Business Bureau and it's not posted on their website which shows that the BBB, as written by news organizations, is paid for by businesses and works to support those businesses even when they're treating customers badly. We paid $2,000 for an ORHP plan but when our air conditioner broke they never repaired it and then cancelled our policy. Old Republic Home Protection will not protect your home and abide by their contract. Buyer beware, they engage in deceptive trade practices. Do not purchase a plan from ORHP!

On 6/8/2016, mid-eastern appliance services came to my house at ** to repair a dishwasher that was not draining (see service order attachment). $ 75 deductible was paid to the company. The diagnosis was bad motor. The company came back after about three weeks and replaced the motor, but the problem persisted. They stated that they would call ORHP as they were unable to diagnose the problem. Another company with phone number 703-507-7788 was asked to come and a new work order ** was created. The technician of this company went to the wrong address **. He was given the correct address on the phone but refused to come.
On contacting ORHP again, I was told that the work order has been assigned to A R Appliance Repair phone 240 449 9299, but when this company was contacted, the owner stated that no work order was received by them. On 7/12/2016, a call lasting 20 min 54 sec was made to ORHP (800-972-5985) at 8:08 pm and another call was made to the same number on 7/11/2016 at 6:18 pm and the call lasted 25 min 44 sec. The company keeps stating that the work order is for ** but is reminded every time that Mid Eastern technician came to ** address and carried out some repairs unsuccessfully.
So it appears that the left hand does not know what the right hand is doing. 1 month 4 days have passed since the first diagnosis and ORHP boasts of excellent customer service on its website. On being asked about the name of the CEO and address, my request was denied and I was informed that a supervisor would call me tomorrow. Let us see if he really calls.

Be aware of this company. They will take your premium and then provide less than ideal service! Cannot get anyone to fix my air during the hottest summer in years. I pay them to find contractors but I am now being told to handle it myself after waiting on them for 3 days with no air! Supervisor talked over me, wouldn't listen to me and when I tried to cancel my warranty I was told no. In the process of working to cancel it now! There are a lot of warranty companies out there. Steer clear of this one!!! 447 complaints on this site should tell you something!

We've had the warranty for two years and finally needed to use the warranty for an AC unit that no longer works. The AC tech told us the coil needed replacing. We were then told by ORHW that the only way to replace the AC coil is to replace the FURNACE? (Since the original coil part could not be found, a bigger coil replacement part is needed and therefore is why we need a new furnace.) The furnace works fine but now needs to be replaced to get my AC working. The worst part is that ORHW says they are not paying for the furnace because there is nothing wrong with it. Amazing. I don't want a new furnace. I just want them to fix my AC so now they tell me it will cost me $2,500 for a new furnace which works fine but it is the only way to get the AC working. This does not make sense. I explained this to their supervisor and he simply could not care less. Told me it's the way the contract works. I will never do business with these people again.

Run away from Old Republic Home Protection Company. This is the worst home coverage I've ever encountered. I just purchased my new home and this warranty was part of the deal, but once it's expired in November of this year, I will find another home coverage. Just the headache alone of having to deal with several representatives is a disappointment ~ all they say is "I'm Sorry For Your Experience", but having to say you're sorry does not solve the problem.
My microwave was sparking and when I called Old Republic and provide my contract information to a gentleman named Nahom, he IMMEDIATELY said that my appliance wasn't covered. What, it's not covered, and if not, then what is covered? I hung up on him because I was so frustrated with his response without even looking at my policy. I placed the call on May 11, 2016 for service and it wasn't until weeks later that they contacted Protech Appliance Service to come out and see what's wrong with the microwave.
The problem was with the interior lining inside the microwave and would you believe Old Republic indicated to me that the interior lining wasn't covered in the contract. Well, what contract are they looking at because my contract indicates that "oven/microwave/range/cooktop: racks, handles, knobs, interior lining" is covered under the Ultimate Protection - in which I have. After weeks of going back and forth with Old Republic and Protech on the interior lining, Old Republic finally decided to replace the microwave.
Now, the problem is the Haul Away of the old microwave. The technician came and took down the microwave - and by the way, he indicated that it was fixable??? Now, I have this huge microwave that I have to haul it away because Old Republic indicated that I have to pay for the hauling and then get reimbursed by them ~ and my contract says they are supposed to get it hauled away. What do I do? I called Nahom about five (5) times and left voicemail message, and he has not returned my call. He must be very busy with other problems to return my call. Overall, it took close to two (2) months to get another microwave after calling them numerous times with the status of my work order. I am so disappointed with Old Republic that hopefully, between now and November, nothing goes wrong with any of my covered home warranties. Shame on you!

Almost 3 months and finally we called our own repairman. The seller of our recently purchased home bought the warranty. NEVER purchase one, ask for the money to be put towards closing costs instead. We called as our dishwasher wasn't cleaning the dishes. They sent a repairman - told us we needed a new part. Two weeks later came and replaced the part, said to me, "Run a cycle first" and they hurried out the door. I ran the cycle which caused flooding all over our kitchen. Called Old Republic, sent out the same service, 2 weeks later the service would not return calls.
Old Republic sent out another contractor who told us the first one broke apart. 4 weeks and 1 wrong part later, dishwasher was fixed - almost. They didn't mount it back in the cabinet. The 2nd service provider said he couldn't fix it so they wanted to send the first repair service. I told them, "No way, they were very unprofessional and broke my dishwasher". They said, "That's the only choice unless you call a repairman but he will have to call us first and explain the problem for an authorization."
Got a repairman, called Old Republic who told me I didn't have prior authorization. Since Old Republic TOLD me to call my own repairman, I'm thinking that is prior authorization. My repairman mounted the dishwasher and I paid him the $15.00. This process was almost 3 months!! It was resolved without their help. What is this was an air conditioner? Hot water heater? Worst company ever to do business with. DON'T PURCHASE. Complete joke of a service.

When we purchased our house the original owners had purchased our first one year warranty with this company, so I thought that they were a well established and reliable company. I also never thought to look further beyond what had been purchased for us such as the reviews or other options for a home warranty. When our first year was up, I wanted to keep our home warranty in the event that something catastrophic would happen and we wouldn't be able to replace it ourselves. I went through and selected the payment option that best suited our needs.
First payment was completed, however a month or two passed and money was withdrawn from my account that I had not intended nor known prior warning that money would be taken; I NEVER received an email or letter stating that money would be taken out to pay for the payment plan that was never made clear when I was first originally looking through their payment plans. I was extremely infuriated.
I am the bookkeeper for my family and without prior warning I never knew that I needed to have the certain amount of money needed set aside for the payment, I have no problem paying but I do have a problem when a company does not tell me what their engagements are going to be with my account. This action made me go into panic mode and fear for thinking someone had become in possession of access to my account.
When I was able to figure who the money actually went to, I attempted contacting the company numerous times via email and phone but never received any acknowledgement to my questions as to why I wasn't forewarned about the intentions of deducting money. My trust was severed with this company. I discontinued my payments and have found a new company to do business with. From the other reviews that I have seen, I am glad that I had never needed their service for it sounds like they are more about making easy money than actually providing service when the time came. I am extremely disappointed with the policy and actions of this company and will NOT recommend this company not return.

We had one Old Republic Home Protection at our old home & stopped using them because they denied our claims multiple times. We moved & tried again, figured they would be better this time. Well we signed up & told we were covered for roof leaks & damage so great. Well when the time came to with roof leak issues due to a termite inspection the roof inspector felt it could've been from the termite inspector or just regular wear & tear. Well it was denied, that since it's possible it could've been caused by us getting our roof tenant because of termites they refuse to cover, that it would've had have been just the roof getting old. WELL HOW THE HELL DO YOU PROVE THAT??? & what's the point of having extra liability & insurance if you're not going to cover anything you say you are!

My ac went out. I have Old Republic Home Protection. They sent out a guy the next day because I did call after hours, so fine. The guy comes to my house and checks my thermometers and looks at the furnace and looks at the fan outside and concluded that my issue must be a zone issue and he doesn't repair zone but he'd call someone. An hour later I get a call from Old Republic telling me that THEY DON'T COVER ZONE ISSUES OR AC DUCT ISSUES. LOL! Waste of money dealing with home warranty and insurance companies.

This is the second time we have used Old Republic Home Warranty. The first time, we had a central air/heat unit whether the Freon leaked and contaminated the unit. The repairman said needed to be replaced due to contamination. Old Republic only wanted to replace condenser and a heat coil. So they sent us like $1,200.00 and it cost us like $2,400.00 since repairman said needed to be replaced. The second time, the central air/heat unit quit working. The repairman said the fuse needed to be replaced, he said he thought what may have happened is when they installed it which was in 2005 they may have put the wire not on too tight and the wires eventually came loose and hit the inside metal of the unit and caused the fuse to short.
This of course is just a guess, then he went underneath and one of the wires was loose so he said it could have been caused by a mouse/rat but again only a guess as it could have just as easily been caused by normal and tear in the home setting. I do not think a mouse or a rat did it as we have our home treated and the chemicals they put under the home look like they have not been touched and that was quite a while ago. I plan on filing a case with the BBB. Old Republic Home Warranty Company will do whatever they can not to pay. If you purchase a home warranty do your research I HIGHLY RECOMMEND NOT USING THIS COMPANY.

We received the home warranty when we bought our home. Our air conditioner stopped working so we called Old Republic. I could write a 5,000-word essay on the runaround we were given but I think all I really need to say is that at one point we were told that we should just buy a kiddie pool, put it in our living room, fill it with water, and sit in it while we waited for them to find a repairman who could come out to our house. When my husband spoke to a supervisor to report this, she thought it was funny and laughed. Awful, awful, awful. I'm only giving them one star because I have to to get this posted. Just awful.

I purchased a warranty through ORHP in 2013. In the 3 years of doing business with them I had 3 claims totalling 2,700$. They have now refused to renew my warranty due to "having to pay too much". I ask what is insurance for? If this is not the risk they want to take then why be in the business? I could have had 10 more years without one claim, yet they alienated one customer for sure, and certainly lose business on whoever may read my review (I can only hope).
Now, as for their flawed policy of dropping a customer due to claiming normal wear and tear of items covered, I can only say it's not someone whom I would ever do business with had I known they treat loyal customers this way. I'm sure American Home Shield knows the value of taking care of its customers, and we will see as I will purchase a warranty through them now. What I can tell you for a fact is - the 2 claims this past year I had to make, I absolutely had to fight tooth and nail to get a resolution for.
1) Hot water heater began putting out water that smelled like rotten eggs. Common problem, anodized rod inside went bad, and no amount of flushing or peroxide treatment fixed it... They refused to replace it, because it still heats water. The language in the warranty specifically states that if the item is defective due to normal use, it's covered. Having your house smell like rotten eggs is a defect. I'm sure you'd all agree. I had to make countless calls and talk to at least 5 managers and underwriters to finally get someone who looked past the fact that while yes it heats water but no it's not usable because of the horrid smell and authorized a replacement. One person out of the 5 would listen, and that's poor odds.
2) Middle of June, in Louisiana, our HVAC compressor dies. No doubt about it, it's dead. So, the technician tells us "Well... It's definitely fried. I'll have to call ORHP to get an authorization, and that's gonna take awhile. They are so hard to deal with. You may be out for at least a week..." To have the tech have so little faith in this company and to be dreading just the simple interaction of ordering a part through them was indicative of the trouble we would have, and we certainly did. The normal wait time on a compressor is a day to get crated and shipped, and then possibly a day in transit. ORHP reps over the phone lied directly contradicting what I knew to be true, the tech ordered the compressor immediately through them, right in front of me.
The authorization however didn't happen till a week later as they continually said the HVAC repair service never ordered the part or even told them they needed a new one. They actually acted over the phone as if they were just as concerned as I was as to what was going on and to where our authorization was, and had no clue why there's such a misunderstanding... I have no idea why it took so long just to even get the thing ordered but I can tell you they dragged their feet on it as long as they could, to save money... Find cheapest parts available... Who knows. All I know is this company does NOT have mine or any customer's best interest in mind.
I sincerely hope whoever reads this actually takes it to heart. It's all about greed. This company wants you as a customer. They want that annual fee. And then if something goes wrong, they want to be as far away from you as possible. This in my opinion is the opposite of the recording they play on their phone answering service while you wait and wait and wait... About how they are taking care of customers and how you are in good hands. It's a farce and they should be put out of business.

To keep this short I had a problem with my heating/ac on 11-10-15 and the heat would not turn on. I contacted Old Republic and paid $100 to have them come out and find out what's wrong. After 4 service calls there is still a problem with the system. The company only puts a band-aid on the over all issue just to have it last temperately. Things they had claimed were rodents had gotten at the wires (Tech was not certified to make those claims.) Another tech couldn't find the issue (not proper voltage going through wires) so they switched wires from AC to Heat side. Summer comes and now my AC doesn't work so I call and have them come out again on 5-2-16 (Wanted to charge $100 again, but they waived it). They got the ac running, notes only say found loose door switch and they "fixed" it. Now here I am 6-22-16. They refuse to waive the $100 because it's after 30 days, and they claim the issue that was called on was for Heating, not AC.
YET the last time they were out here was for the AC which is even indicated in the notes. This company is just like ALL other insurance companies out there, and they are there just to make money. Everything I had needed to have fixed was done poorly by the companies they hired or they wouldn't cover it at all. I do understand it's other companies that do the work, but those companies are working for Old Republic and know they are working from insurance claims. Personal experience shows me that someone coming to do work through an insurance claim doesn't try as hard and care as much about the actual job. This was the last work they did when I called about problems with my A/C.
