We submitted a claim for our pool pump leak. The service provider came out and agreed that it was a legitimate claim. However, once Old Republic received a quote of >$1,500, they denied the claim. They said it was preexisting. This is not right and they should be shut down immediately! They had no problem taking our yearly premium, though. Also, good luck trying to get a live agent on the phone. I waiting for over 2 hours and then I just hung up. Terrible company!

Our A/C stopped working in the beginning of July and we had insurance from Old Republic. I was expecting them to find a solution within a few days, however it has been almost a month and it is still not fixed. They cannot find required part and they don't want to replace it. I don't know how longer they are going to search for this part but it is August in Houston where you cannot survive without A/C. Terrible customer service, I am so disappointed and doesn't recommend them to anybody.

Stay away from this company! My AC failed in July. Very hot in Las Vegas. I called ORHP to file a claim. Could not reach a live person so I left a voice message. After more than 3 hours waiting for a call back, called again and reached a live person after 3 additional attempts. Was told their dispatch still had not reviewed my order to send out one of their in-network providers. Was told to call a repair provider of my choosing. I did, received a very expensive quote for repairs and determined it was more sensible to replace the unit. ORHP was made aware of the situation and cost through voice messages because it's next to impossible to reach a live person or get a call back. Horrible customer service! Ended up replacing system. ORHP only paid $1806 out of $8500 cost! I will NOT be renewing my policy with this company.

If you would like to wait about 3 hours to contact one of the representatives, and about 2 weeks to get your ac repaired in the middle of Arizona summer.. go ahead. Get this crappy home warranty. They suck.

I am a retired real estate professional and I have been responsible for placing or ordering over 100 plans with Old Republic over the past 20 years. I know the drill. Now they can't even answer their phone. That is how bad it has gotten. I am sorry but I can't encourage others to do business with a company that is this poorly run.

Not the easiest to work with and after the warranty expires, you do not get support to have something fixed, that should have been fixed when The warranty was in place. Refer less than accredited companies to do the work. Very unhappy.

0/5 stars. Our first experience 4 months ago with Old Republic was incredible. Our Samsung fridge went out and someone came out within a week to fix it. He fixed it that day and was very polite and professional. His Way Appliance service was awesome. Fast forward to June 12 when our fridge goes out again. Understandably, this is during a global pandemic, but this situation has been horrendous, unprofessional, and just plain rude. Our service tech from Service Care, Inc. came out 6 days after I placed my service request and overcharged me ($100 instead of $75). I questioned him because of the last time and the email specifically stating $75 service fee. He said it was the compressor and said he thinks ORHP would likely replace our fridge instead of having it fixed. Surprise, surprise! They didn’t and won’t. Even after our fridge has broken twice in less than 6 months.
A week later the service tech came to our house to put on the new compressor (so far it’s been Out 13 days) in our fridge. He’s almost done and he starts looking in the box and going out to his van and eventually tells me that there was a part missing- the starter replay. He tells me that it’s normally always in the box and sold with the compressor, but it wasn’t.. he stated they ordered the part, but it hadn’t come in, so they ordered it locally and they didn’t include that tiny $5 part. He tells me he can come back the next day or Monday to replace this part in 2 minutes. I tell him we were going out of town Friday and it would have to be Monday. I call ORHP because at this point my husband and I are livid! How can a professional not check to see if he had all the parts before driving 30 minutes to my house and working on my fridge for 3 hours? How could this take over 2 weeks to have our fridge fixed, Covid 19 or not.
The virus didn’t cause the incompetence of our service tech, Covid 19 didn’t cause my tech to be totally unprepared to complete the job. Covid 19 isn’t the reason why we’d had to spend 100s of dollars to eat out for the last 2 weeks. The customer service rep told me they would refund us the $25 and she would personally check in to see if our tech ordered the part and would call me back Friday. Friday rolls around and my husband and I are driving out of state when the service tech calls and says that the part isn’t available anywhere and they will have to order this $5 part (which I found on Amazon) from Samsung, and it wouldn’t be in until AFTER the 4th of July. He told me that he would try to call ORHP to see if they would just replace the fridge. Hours later we got a Call from ORHP saying that we could get that $25 extra that we were charged (I.e. screwed out of) back, but had no information of how or when that money was coming back to us.
My husband called Old Republic Home Warranty on Monday morning to try to get answers and try to get either our fridge fixed in a timely manner, a new fridge, or a refund for all the money we’ve spend on the plan and service fees- because a month without a fridge is totally absurd and outrageous. The customer service people he spoke to most had a total attitude, and when explaining we are very unsatisfied with ORHP AND Service Care, Inc. they were extremely unhelpful. He got a call back and he asked if we could get a new fridge or our money back and they said all they could do was try to expedite the process. He spoke to 4 different people, two were supervisors, two were not. They were rude, unhelpful, and unapologetic. At 11:04 I got an email from ORHP saying equipment was ordered.
The service company called me stating that the part was being overnighted by ORHP and it would be ANOTHER week before the service tech could come to fix it- even though he promised to come out Friday or today to fix it and it would “take only 2 minutes”. Simultaneously, my husband got a call from ORHP saying the same thing. How come this wasn’t done Friday when the service tech called ORHP? How come they didn’t care to offer us anything but a refund on the total service fee? How come we’ve sat in the phone for hours (including hours of being put on hold)? How come we’ve had this horrible experience that only the threat to cancel caused anyone to do anything about our situation besides acting somewhat apologetic? Because this company does not care about its customers.

My A/C went out after 2 years. Took me DAYS to get through. When I finally did, they said it's still under manufacturers warranty. But the part is the only thing covered. Labor and installation cost over $2400. ORHP would not cover. So I said I want to cancel. Then within an hour a supv called and said maybe they can pay part of it if I send the quote. I did and never heard back. Worst customer service and they do everything they can to not pay. Don't waste your money!!

I am a Home Warranty Plan holders from Old Republic Home Protection. I initiated my service request fro Air Conditioner not working on 06/08/2020 and was told to pay $100 or less (If it cost less). On 06/09 a technician came from Stewart Enterprises and tried to diagnose the problem and said that it is with the Zoning Board. I did not believed in this person as he had trouble diagnosing the problem. He was on the property for like 20 mins. After this I was contacted by Old Republic and was told that Zoning Board is not covered and was told that so they can get it replaced for $500. They told me that the service costed $65 and told me to pay $100 which is insane.
I decided to go with a company recommended by my friend and after diagnosis, they told me that the Zoning Board is working fine and detected the leak in the Copper Wire which needs to be fixed along with filing the coolant. I reopened the ticket by calling Old Republic Home Protection on 06/12/2020 as the Coolant and leaks are covered under the plan. But I did not hear from either ORHP or Service Provider since than despite calling them repeatedly.
On 06/15 /2020 Monday, I called ORHP and after a long wait, a representative told me that the service provider cannot complete the service as per information in her system and no one else is assigned to my request. After that, she placed me on hold for hours. I am still burning in my house for weeks now and no one is calling me. I will update the review in case as it will progress.

I have had this most HORRIBLE...experience with Old Republic Home Protection!!!! I just bought a condo which I got the Platinum home warranty. I have yet to receive a dime from them 3 months later. I live in a high rise/15 floor all glass floor to ceiling. Neither bedroom windows opens only balcony door. It started back in March when it got up in the low 90s. Went to turn on AC. Didn’t work. Called ORHP. For a contractor to enter my building you have to be Licensed & insured. Which makes sense. After several days giving me the runaround & contractor's name. None of them had license & insurance after my HOA office checked them out. So I had to find outside contractor.
My HVAC unit is in closet w/ hot water heater. So to get to drain & coil you basically have to be a HVAC contractor to take apart. He did. They approved. I paid contractor. They refused to reimburse stating maintenance. When a HVAC tech has to take a part. That was a 4 day process of no air & burning up. The AC worked a full day. Went out again. The contractor & myself called them several times, talked with several different people. Was on hold for over 3 hrs at a time. Also sent email to (Biggest joke ever) EasyAs123@ORHP.com. They stated they had NO record of calls or emails.
Finally got approval for broken part 3 weeks later. Keep in mind Atlanta heat, NO AC. We put new control panel in. It worked all of 18 hrs & AC went out again. Cause the panel is new/strong it starts to fry older parts. So another part went bad. Contractor & I keep trying to get someone AGAIN!!! Can’t get thru. Keep in mind ORHP will not let you have extension of rep to call back. When they leave a voice mail they never give a name just Hi this is Old Republic calling. We finally get thru after over a week. Get approval. Fix that.
After 1 day the safety water switch goes out. Flooding building. Main hall other units. No AC again. Keep in mind we are now June, mid summer Atlanta heat, no windows. Candles melting along with other stuff in house. Have 2 dogs. We are all put in a dangerous health risk. And damaging property cause they wouldn't approve replacement. Contractor & I both advise them of health risk emergency situation. My place was showing 92 degrees with blinds down. They waited days to call us back. Saying they approve replacement Stating that they wouldn’t even pay for 1/2 of replacing the HVAC unit. So it’s Mid June. This started Mid March. Still have not received a DIME from them. Even after they had given approval for other repairs. STAY far away from this company! Warranty is useless!!!!

One Saturday, we submitted an emergency service claim (yes, it was a true emergency by any definition) and finally received our service provider's information 5 hours later. In that same email, we were told that ORHP decided that the problem was not an emergency (?!) and that the provider would contact us during normal business hours to set up an appointment. If we wanted to contact the provider and arrange a faster (after-hours) time, we would have to pay extra. The only problem is that the provider they assigned us was permanently out of business and the phone number we were given was disconnected! I logged back into the system to see how to contact someone at ORHP over the weekend, which I learned is not possible.
The number on their website for "urgent requests" (800.972.5985) does not let you talk to a human being outside of normal business hours. I could only check the status of my service request. I even reached out to their Facebook page through private message and never received a reply. So, we were in a situation that was directly threatening my family's health (again, I made this clear in the request) and I had no way to communicate with ORHP or a service provider. We had no choice but to private pay and arrange for repairs ourselves. Fortunately, this warranty came with the house as part of the purchase agreement, so at least we didn't lose even more money by paying for the policy. However, we definitely won't be renewing next year.

Do not use this home warranty company. They did not help me in many ways. I had to find my own repair persons. I made multiple calls to ORH. NO RECORD of my calls when promises were made. I was verbally approved to have repairs done by one staff member, but the next one told me that the staff member made a mistake, and I will not be given reimbursement for the work I needed to be done and had done. Plumbing issue! Due to the pipe running on the outside of the house, umm, all plumbing has to run to the outside of your house, where else would it dump out. A main line blockage was thus not covered! And had I not taken care of the blockage in time and my house filled with sewage, apparently, they would not have covered that either!

I received a call from their corporate office, And received great customer service, They actually covered the maximum of $1425 and issued me a check asap to cover half the cost of the plumbing bill for the drain, I am very satisfied and do recommend Old Republic.

They are a bunch of scammers, they will not cover anything, they claim everything was a pre-existing condition, warning they are crooked. I had a broken drain. It cost $3,000. They couldn't care less. I ONLY GAVE THEM 1 STAR BECAUSE I COULDN'T LEAVE IT BLANK...

I have a Platinum type of account. Which means the customer is expecting to get the highest level of claims experience. My first claim was a disaster frustrations onward. There were 3 plumbing issues I raised. A water leak from a pipe outside the structure of my home by the foundation, another leak from my kitchen incinerator and lastly a leak from a faucet in a bathroom upstairs.
The provider then came to fix the leaking pipe outside cutting my sidewall wood panel to 20x20 to get access to the pipe where the only fix done was patching with a cement type clay on the pipe where the leak is! I said what???? How long will this last? 2nd frustration, faucet was being replaced with a $10.00 faucet! I said what??? Having a platinum insurance and this is what I get??? I then ended up buying at least a better quality faucet worth $75.00. After all job has been done according the provider, the next morning came. I woke up, my bathroom upstairs is flooded with water leaking out of the old hot and cold distribution pipe to the new faucet.
I called Old Home Republic Insurance and I was told that they do not cover secondary damage! And I have to get in touch with the provided and go after them. This insurance is telling me that there's nothing they can do on the possible ceiling bubbles and broken ceiling fan caused by the water leak that flowed downstairs to the dining area soaking the carpet with water leaks. I then called the provider and telling me that I have to call my home insurance as they also does not cover the damage! They can only come back to do a back job. My goodness! I am left alone dealing with this aftermath! And worst, I was claiming for $75.00 reimbursement on the faucet I bought out of my pocket as I was earlier advised by an agent before I bought this faucet of my own that I can just call and claim for a reimbursement.
I then called and to add to my overwhelming frustrations, I was told that they will not give me reimbursement as the $10.00 faucet is a standard replacement stated in my plan. That being said, I have Platinum account and this is the service I got. How much more for a lower plan level. Choosing Old Republic Home Protection as your insurer is a huge mistake!

Purchased a place in the Phoenix area and it came with this home warranty. As soon as we needed the AC it didn't work. Called in 5 AM on a Wednesday, Thursday the repairman came and worked on the unit but it needed a compressor. By Monday I receive a call that the compressor needed to be replaced and would be covered under warranty...it will be "ordered" and it will take a few days to get there. I had to buy a stand alone unit for my family to use. $400 to keep one room cool to survive the weekend. So now it's been over a week and I'm losing my temper. Called some random repair guy just to see what it would cost and how long I should expect it to take and he told me he could have it done today...what the heck?? Supervisor (from ORHP) calls me to inform me work will be done by tomorrow...I'm not going to hold my breath.

Based on other reviews, a lot of this is going on. Avoid this company at all costs if you can. I purchased a home two months ago and a warranty was included in the sale. I had an electric hot water heater that was way too small for the house--we couldn't even fill up a bathtub. I called to see if it would be covered to get a bigger one that would work with the house. I figured it might not be. I was told DIRECTLY by two different people that it was indeed covered and to go ahead and request service on it. Fast forward two weeks later, and after hearing nothing from the company, I call to only be told that it is not covered and they would not honor the request. A supervisor called and argued with me about the issue and said if I decided to take them to court, they would be covered.
I was lied to and instead of the company making it right, I was treated as if I had done something wrong. I did my due diligence in the beginning, was told one thing, and then the company completely reneged on their word. It was an absolute awful way to do business and one of many reasons this company has such low ratings. I would NEVER voluntarily do business with this company again. The supervisor admitted that the company made a mistake, but said the right thing was just to tell me that instead of fixing it. AWFUL customer service. I could go on and on, but just know this....this company will lie to you and not think one thing about it. They will not honor their word. A terrible company, plain and simple.

This company Old Republic will in fact lie to you, and steal from you. I am a disabled man living alone in Arizona and now it's 104 outside and 95 in my home and ac doesn't work from a poor repair made months ago from Old Republic and now I'm literally dying in my home and just want to be comfortable and literally no one cares at all especially this "Sierra" in customer service. This "Sierra" actually laughed at me when explaining my situation. I believe ill call the media and an attorney... BOTTOM LINE: Old Republic will lie and steal from you, EVEN of you're dying. Very low ethics if any at all, DO NOT USE THEM. Good luck God bless.

They could not get a contractor to my house when my toilets in a brand new home were backing up. They told me to find someone myself and remit the claim after. They denied the claim as something not covered because it was in the yard and not inside the house. They wouldn't have paid the entire amount of the claim even had it been covered. They suck. I would NEVER buy a home warranty. They make a killing of people dumb enough to buy one.

For the past two years I had been perfectly happy with ORHP, no issues, great price point, and had all repair requests approved and handled promptly. However, I can no longer leave a good review. During renewal, I learned how outdated and inflexible they are as a company. Two years ago, my Realtor signed me up for the first year free as a perk of buying a new home. I had no control over the plan I was given. Upon renewal a year later, I removed the refrigerator coverage which cost $75 as I knew I would be getting a new one that would come with 1-year warranty. When it came time for my 3rd renewal this past February, I tried to add the refrigerator back on and was told once something is removed it can NEVER be added back on.
Furthermore, I discovered that my washer/dryer were never added on the policy by my Realtor and I could also NEVER add these appliances on, not even at renewal. So basically, the plan is unchangeable from day one so the plan you get is the plan you keep until you die. How outdated this is! I have never heard of an insurance company denying additional coverage. It would be like never being allowed to get insurance on your new car because it was not insured when you signed up for the policy 10 years ago. Or denying someone maternity coverage because they did not add it on their insurance policy when they were born. OHRP was firm on this, no flexibility whatsoever. They would rather lose a customer than be flexible and allow me to add on the refrigerator and washer/dryer. I was trying to throw extra money at them, and they refused it so I took my business elsewhere who values the customer.

I have a plumbing issue in my kitchen causing both sinks to be backed up. There is no one contracted with Old Republic in this area to fix the issue. I can find someone on my own, pay the entire bill and then wait to be reimbursed by Old Republic or I can wait for another 7 days for Old Republic to send someone to fix it. (An out of area contractor) I am a senior citizen on a fixed income. I can pay the service fees but not the entire bill. I, also, need to be able to use the kitchen sink. This is the second time I have called Old Republic this year requesting services that are covered under my plan just to be told that there are no providers to send. I have been a faithful customer for 10 years, but I think it’s time to take my money elsewhere. So disappointed.

To sell my house, agents required I provide them with a work service history. Old Republic doesn't have anything online that I can print out... only the services requested in the past 90 days. When I called sales/customer service, they were perplexed at such a request. Their supervisor was unwilling to even send a statement to me indicating no services had been rendered since my contract. This demonstrates zero accountability.

Old Republic Home Protection is a waste of money. Our HVAC broke down right after home purchase and they forced us to use their "contractor". They sent out an unqualified person who was not even able to legally do the work in our city. He tore the furnace out, took the money and ran. We had to purchase a 2nd furnace from a reputable contractor. No heat for a week when the temps were down to 20 degrees at night. Cost us thousands more than if we just hired a contractor on our own. Don't be fooled when a realtor tries to tell you you'll be covered with this insurance. This policy is a joke. If you call for help they give you the runaround and stall then try to give you a few hundred to go away. Not sure how they are still in business.

I bought my house in mid November 2019; didn’t move in until mid December. I used the ac/heat the beginning of January and noticed an odd sound. I wasn’t told by the seller that he bought a house warranty and he didn’t disclose any issues. It cost me over two hundred dollars for a diagnostic. After finding out it’d cost over $1500 to repair, I called the real estate attorney who then said the seller had a house warranty. I called Old Republic and they refused to cover repair saying it was a pre existing condition and that it has to be in working condition! I then asked about maintenance for the garage door which is working but obviously needs to be checked because of scraping sounds. They claim pre existing condition...then contradicted herself when I asked exactly what was the point of the warranty if they refuse to fix anything. The seller paid over $600 and I’m now going to have to pay out of my pocket on a house I just bought.

Worst company ever. Forced my family to go without heat for at minimum 5 weeks (still on going) in the middle of winter. Agreed to replace heat system had us sign contacts to agree to pay our portion. Then when it came time to replace the system they pulled coverage. They also work with the worst service techs in your area. Literally the worse companies. Almost killed are family by saying there were no issues when in reality there were several cracks in a heat exchanger. Do not purchase coverage from this company.

We bought a home that came with an Old Republic Home Warranty. We had a few minor things happen with the house that they covered with no problem but when it came to our Wolf double oven we had to battle with them every step of the way. They sent out a repairman, who we later found out wasn't Wolf certified, that totally didn't know what he was doing. Unfortunately, we found out on Thanksgiving (while trying to cook the turkey) that the bottom oven would only heat to 181 degrees. We never use the bottom unit so it wasn't something we even thought to check until we actually had to use it. Plus, that wasn't the issue he came out to fix/and it had worked BEFORE he "repaired" the unit so it didn't even cross our minds to test it after he left.
We called Wolf to see what they could do for us--they said they wouldn't back anything that the repairman did because he wasn't certified by them. Okay. So we called Old Republic to see if they would cover the repair because it had only been 6 months since their repairman had been out. They said "No!" and said that we weren't covered anymore. We knew that already, cuz they sent us a notice that they weren't renewing our policy at the end of its term (no surprise there cuz we actually used it) but we reminded them it had been only 6 months since the repair was done and that most parts (high priced parts no less) have a year warranty on them. We also pointed out that Wolf would have covered/stood behind the parts IF they had sent out a certified Wolf repairman to install them. They said they didn't care, it wasn't their problem and that we should have known that the repairman wasn't certified.
Shame on us for trusting them to use certified Wolf repairmen to come into our home to repair our WOLF oven! Ugh. Wrapping this all up, and based on the reviews here, Old Republic is a horrible company. I would avoid them like the plague. If they can't even take it upon themselves to guarantee that the repairman that they send out are capable of doing the job/certified to do that job...they have no business being in this business. Seriously, folks, 1.5 stars should tell you all you need about this dud company. Do yourself a favor and find another company to insure you so you can avoid the hassles you'll face with this clown and pony show.

This home warranty is worth absolutely nothing for your home seller. DO NOT place this on your listing if you want to get any assistance with repairs as they will do their best to find a way NOT to cover ANY items! WORST WARRANTY EVER!!!

I’ve been using Old Republic for several years now. Apart from one provider who did not work out so well, although he did eventually get the job done, I have been impressed and very happy with Old Republic. This is especially true with the last problem I had which required some extensive work and Old Republic came through for me. I recommend them very highly.

I called about my water heater making a terrible racket. Called Old Republic Home, they asked a ton of questions, I explained exactly what was going on, and they said it should be covered. After paying for a technician to come out, he said that the water heater should definitely be replaced. When the technician called to get the repair approved by Old Republic Home, they changed their tune and said that the repair wasn't covered because "it is still producing hot water." Rather than simply asking that one simple question when I called the first time, and saving everybody's time, and my money, Old Republic Home feels the need to send a technician out there to verify that it isn't producing hot water. I'm so mad that I let my realtor talk me into paying for this pseudo coverage. Needless to say, I will not be renewing my "home warranty".

My pool pump motor is so loud the neighbors call me every day complaining. I called Old Republic a week ago and they sent someone out and he agreed it needed replacement however they will not replace “as it is still working”. Seriously?! I’m an active Realtor who uses Old Republic in my business - should say “used”.

It's amazing how nothing is covered that needs to be fixed. Do not get a false sense of security that your home issues are covered because in most cases, your policy is worded not to cover what you are probably going to need help with. Now I am aware there are different levels of plans but I was not made aware of that when I bought our house. First problem was the refrigerator was going out and when I called Old Republic for help..guess what, "Your refrigerator is not covered..so sorry." Next, we just had heavy rains and our roof is leaking in the kitchen. So I called for help and guess what. "So sorry. Your roof is not covered." Just saying, when you need help don't plan on Old Republic doing a thing for you. It's not covered. So sorry.

I had nothing but good things to say about OR before today. I have been Property Managing for 15 years and never had a negative comment about them until today. Thanks to a representative named Judy. Very rude, very short, seems like she's an unhappy person. That one experience with her put a bad taste in my mouth about OR. It's a shame because the company of itself is great but that darn Judy need to retire.

I called them regarding our water heater not heating water, they sent out a plumber that afternoon & he said the water heater wasn’t working properly, yes I know this. So he said it’s the heating elements, ok so now what? He said he would change them out real quick, so after dragging our water hose into our home & draining the water heater, he changed them out, still no hot water, now a small amount of Luke warm for about 2 min. Ok he will be back tomorrow - why? So I phoned Old Republic again & told them what he said, so they called him & asked him what was the issue & he said he had no clue!
So old republic called me back within minutes & said they’re sending someone else, next day new plumber showed up & he said it was the heating elements & it couldn’t be repaired. So he informs me that our water heater wasn’t up to code, after he asked me how long had we owned our home & I informed him that his question had nothing to do with the water heater & I wasn’t sharing any info besides the water heater issue. So he tells me again the water heater wasn’t up to code & that he’d need to run all new lines & pipe, how much are we talking? He tells me it’s $1300 & old republic won’t cover but $600-$800 of it & I can pay him cash for the difference! So I tell him I’d need to discuss this w/ my husband & he leaves, he calls me 2.5 hrs later to see if we made a decision!!!
I call old republic the next morning (had to wait for them to receive the outcome from him), they tell me that they will cover labor & a new water heater but nothing else, okay we aren’t going to use the plumbers they’ve sent out & they said they could mail me a check to cover the labor & new water heater, okay let’s do that! I received the check within 6 days & we called a local plumber & he did the work of replacing our water heater & he told us that every was in code, which we already knew since we’d had a home inspection completed 12 months earlier! Old republic was great! No complaints this time. My dryer went out & I called old republic & was told it wasn’t covered, Okay well at least dryers aren’t over the top expensive.

I have been working with 9 different home warranties as a contractor and also as a home owner before and I can state based on my experiences that Old Republic do all the effort to serve as better as possible the homeowners to address the different issues. I understand there are some frustrated homeowners who open a new home warranty and want next day to address the problem and also to replace appliances and AC units or even full bundle system of HVAC but as I can see ORHP do the best effort to do the repair or replacement in the best way.
I have been in the business with home warranties as a holder of 6 licenses in California state and I am happy to work with them and I can tell in the probably 500 customers we attend per year I know we resolve completely the problems in the best manner with 490. The other 10 were not covered because type of repair is not cover for the insurance... For example a customer calls because no power in the microwave but we found is an overload cause one simple 15 amps breaker is working the whole kitchen and it trips often. That's an overload and is a problem for no proper wiring and needs to add additional circuits.
Anyway I can talk what is the worst home warranty or evaluate each one also but my intention is talk in favour of a company who treats in the best way to the customers, do the best effort and try the best to all of them. I can state that as a contractor and I am still working with other home warranties but I can say with no doubt Old Republic is the best.

Absolutely worthless. They will respond quickly and connect you with service providers but the contract has so many grey areas and questionable outs that they are able to never pay for meaningful repairs. Huge waste of money. Avoid. Borderline dishonest.

I bought my home a few days ago, the A/C was working fine, then it quit. I did have a home inspection prior to closing on this house, the a/c unit passed. Last night it broke down. Called ORHP. They sent out a repairman. He did his job. Found out that it should not have passed inspection. They refuse to make or cover ANY repairs. DO NOT WASTE YOUR MONEY. Buy a different home warranty. They are a scam. But they did say if I buy a new A/C, they would cover that one, really? They will cover a new unit with manufacturers warranty? Then why do I need them???

I called Old Republic because the dryer was not drying my clothes. The repairman said the vent was clogged and it was a building problem. The building manager said the dryers are ventless, there is no vent but the repairman was not knowledgeable about that. My dryer is still not working and I will have to call a repairman to properly clean the dryer. Old Republic still wants to charge me even though the problem was not fixed. I did not get to choose my repair person. I have alerted my real estate friends about Old Republic’s lack of good customer service. Do not recommend getting a warranty contract from Old Republic.

On 5/20/2016, I put a claim to Old Republic Home Protection (home warranty) because we only had hot water for 30 seconds and then it went ice cold. ORHP sent J and M Services KC who could not resolve the problem, stating “shower valve needs replaced”. I tried telling the representative that it was a housewide issue, not just one shower. Our issue affected every shower as well as every sink faucet. The representative would only test the water for a couple of seconds, he refused to wait the 30 seconds that it took to turn cold. On 7/07/2016 ORHP sent a different company as the issue still had not been resolved. Once this representative showed, he noticed that the secondary water supply line had not been turned off all the way and was dripping inside the wall.
No one in the house had even been in that room since the last plumber was there because it was the storage room. The last person to touch the water supply line was J and M’s representative. This resulted in black mold covering approx. 1/3rd of our basement walls, which had to be removed (including the studs) and replaced, as well as the carpet/padding and all doors in that room. I filed a claim with insurance but of course J and M Services denied liability. Not only did he not fix the problem but he created another huge nightmare of a problem.

They are the worst!!!! Do not purchase a home warranty from this company! I have been without a washing machine for over a month. Initially they actually referred me to an appliance repair company that doesn’t service my area. Since then, they referred someone else who has tried to repair it three times and has concluded it is not repairable. They have repeatedly told me they have not received that information from the repair tech while the repair tech said he has told them twice. I basically told Old Republic to forget it and my next call was to the realtor that referred Old Republic in the first place.

I have been a loyal customer to Old Republic for the last 15 years and today, I am beyond disappointed in their customer service and business practices. To make a long story short, my oven broke and they replaced it with a much cheaper oven that does not fit in my kitchen. Rather than give me another option, or replace my oven with the same make and model that DOES fit- they refuse to help and said that the policy only says they will replace the oven. It does not have to be the same make, model, brand, color or DIMENSION as the previous model. What kind of scam is that? I currently have the new oven sitting in my dining room, and they have offered to return it for a 25% restocking fee. OR- a payout of half the price of the cheaper oven sitting in my dining room. Total total disappointment- and this is with the Platinum Protection Plan. DON'T WASTE YOUR MONEY!

Sent an sub-standard company to check my system (which cost me $100) and the company reported back that the system had cut wires and was missing parts, which was totally untrue! (It has since been checked by a REPUTABLE company.) Old Republic said therefore, there was no coverage and they could not help. They will not return phone calls to-date and have been dragging these situation out for weeks. It appears they will take all means possible not to pay a claim! This company should be avoided at all costs. Buying a home warranty from them is throwing your money away!

I purchased a townhome that was covered by Old Republic and it had an additional coverage of plumbing. I called several times about the heat and the 2nd or 3rd time one of their vendors came out he said the heating system was wired wrong. Old Republic would not send anyone else out until I got the wiring fixed. I ended up having to have a whole new heating and air system along with new trunk lines. There went $8800. I had to have the stove replaced because it was a 30 year old system and no parts were available to fix it. They did send me a check of what it would cost to find a stove comparable to it so I made out good on that one.
Bought townhome in September and by February I was really sick with respiratory issues. Found out I had mold in my lungs so had house tested and it had black mold as well as several other kinds. They would not cover anything for this nor the repairs so that was about $15,000 to do the testing, the remediation, and the repairs. Then about 2 weeks ago my washer leaked and I went online on the Sunday it happened and complete a report. I never got anything back from them. I called them back on the following Tuesday and had to leave a message for someone to call me back. They never called. I finally called them today and she had no record of me calling or reporting it. Imagine that. I had to use my insurance company and pay $1,400 out of pocket. So I am out of pocket on this house by approx. $25,000 so i don't think a $760 annual renewal fee is worth it in my opinion. I will save that money for future repairs.

I am a tenant in a property that has a home warranty through Old Republic. They did not like the quote from the first company that came out to replace the A/C coils in an old unit. They had the Landlord get another company to come out. It has been one week and the coils have still not arrived. The A/C company told me that they would not give him a date when they would arrive nor a tracking number. The landlord called and tried to get a tracking number and they were told they would not provide one. The original A/C company would have had them here next day with express service. No one wanted to pay for that. I am renting a house with no A/C in Bryan, Tx where the temperatures are exceeding 100 degrees and the internal temperature of the house has been as high as 94 degrees. Shame on the Warranty company and shame on the Landlord.

I just purchased a house and have Old Republic home warranty protection. I had to call Old Republic due to issues with 1 of my tankless water heaters. They couldn't get someone out here for a few days so said I could call someone myself and they would reimburse me or wait a few days for them to send someone out. The plumber came out, "Diagnosed" the problem and installed the parts. I called Old Republic later the same day to let them know the issue was NOT fixed and they said they would send the plumber back out and I would not have to pay the service call fee because it's the same issue.
The plumbers now are saying I need to modify my gas line going to the water heater and it is not in code. Old Republic is covering to have this fixed but there are non-covered cost for the gas line outside the house. Old Republic has been going back and forth with plumbers on the non-covered cost and trying to figure out why it is so high. Got tired of waiting for the plumbers and told Old Republic we would take the pay out so we can fix it ourselves (The Plumbing Co they use is known around town for doing ** work). My only complaint is the amount of time it's taking to get the checks. It's been 2 weeks and still nothing.

I had a water heater leaking and it had to be replaced. They only paid $500 which left me with over $800 to pay. So what is the point? If you add up what I paid yearly for the warranty and what I paid out-of-pocket plus the trade fee, I pretty much bought myself a new water heater. Don’t waste your money. I have no idea why a title company would even allow Old Republic home warranty as a warranty option. We have had 3 different ac companies out and 1 appliance company. In all cases Old Republic sends the worse reviewed companies in town. I ended up for both the ac and the appliance to find my own reputable companies to address my issues. I wish I would have read the reviews before ever going with Old Republic but I suspect they are all terrible.

Had problems with garage door. Called Old Republic. They would not cover somebody to come out because I did not put screws back in the case. Okay fine. I paid out of my own pocket. Problems again with garage door. Called back. They said they would not cover it because I did not send them a receipt from 3 years ago that prove that I paid out of my own pocket. Told them nobody told me to send a receipt. They said it was in the fine print on the brochure. Got hung up two times. Very rude customer service. Kept transferring me. Told them going to cancel. They told me put it in writing and send them a letter.

RUN!! We recently purchased a home in Queen Creek AZ. Upon moving in, we discovered that the garbage disposal, sink and dishwasher failed to drain properly. While we have an inspection, the water wasn't run long enough and the dishwasher wasn't run long enough as well. I contacted this company to exercise my rights under the warranty. I explained to Keisha that it did appear that someone had attempted to repair it but it looked as though it was done incorrectly. She told me that if it looked like someone tampered with it, they do not cover it. REALLY??? Why am I at fault? I just moved in! Plus they charge you $75.00 to have someone come look at the problem. It's typical insurance. Pay the premium and they do anything they can to not honor their end of the bargain. RUN RUN RUN and do not fall into the same trap I just did.

The breaker tripped on my AC unit. I called for a service technician. The company gave me a window of time when the tech. would arrive. The tech arrived early and I was not at home. My neighbor called me and said there was a service tech on my property. I said tell the tech. that I would be home in 10 min and wanted to be there before he started working.
When I arrived home my neighbor said that the tech just reset the breaker but did nothing else, left an invoice for a $65 service call and left. I signed nothing to approve of this service call. I paid another company to check out the AC and they said that my compressor capacitor was going out and if the breaker tripped again to replace it. Since the weather turned cooler I knew I would not be using the AC for several months. When I finally turned the AC back on several months later the breaker tripped again. I then had the capacitor replaced and the unit has been working fine. The Old Republic technician was useless as he did nothing to determine why my AC breaker was tripping. I would not recommend or ever use this company.

I signed up with the Old Republic Home Protection company beginning of May 2019. In July my AC unit was not working and hence called them to take a look at it. The company or contractor assigned was Bennett and Sons sure enough the tech comes in checks it out and charges the trade call fee of 100$. Fair enough. The results from the technician was that the compressor was not working and needs a replacement even though a new compressor was installed last year 2018.
So when I call Old Republic to do the compressor replacement, the response was it "we cannot do it because the compressor was installed last year and technician who installed it did not change the bi-flow filter dryers" So you the owner needs to call the technician who installed it do it. So what am I paying the Old Republic for???? What are trying to tell me if the compressor is not working replace it. Do not pass it on saying that the bi-flow filter dryers are a problem. Very disappointed with the service and is cheating consumers which is not acceptable because????

First time home buyer. Comes with a warranty- Great! First time calling last year Late August- It's HOT, A/C check? After back and forth over a week, finally set a date for it to get looked at. Guy calls 10 minutes before the apt. about a car accident and I never hear back. I Youtube teach myself how to tinker with things and get the A/C going, and then it's winter, so it's fine. Second time calling- get a plumber out here, routine snaking and slow draining bathroom tub and sink is annoying. They say there is a break in the pipe all the way out in the yard by the fence, and I have to call the city to verify it's not a break in their line- because they would be responsible. Long long long story short, everyone denies it is 'their' line. So it's just 'my' line that is cracked and constantly filling with roots. Great.
Third time calling- mounted microwave over stove isn't working, not just that- it beeps BEEEP BEEEP BEEEP to let us know it isn't working, every 30 seconds. So bad, I would shut off the breaker to the kitchen (which didn't include the fridge thank goodness) at night, just so people could sleep. So, technician makes it out after a week of trying to schedule a visit, I pay the fee and he says he'll submit with Old Republic to decide what they want to do- getting a new board it needed would cost more than a new microwave. Oh, and he doesn't do the replacement, I'll have to find a tradesman out of my pocket to rip the thing out and install a new one.
.... At this point, I'm annoyed, and broke paying all these people to point at the warranty company like it's a bad guy for not wanting to pay out and fix anything. Finally- it's summer again, and it's HOT, Again. So I get no less than Three different companies out to tell me what is going on, how to fix it, and how much it will cost. None of them can agree on the cause, but they can all agree too much cool air is escaping in bad ductwork and shoddy repairs in the attic. Ok- so- fix it, I'm tired of a $500 electric bill each month.
Old Republic doesn't want to fix **, like always, they say that the thermostat wasn't installed correctly, so they won't even pay to replace a damn $100 thermostat out of a $1700 estimate, much less acknowledge the ductwork that was submitted to them alongside the 'routine maintenance'. Also- if you ever want to TALK to someone on their end, they are extremely rude, unprofessional, and leave you on hold for over 2 and a half hours because they are So Busy "helping" other customers.

Beware of this company. Learned today that if any of your items are covered by an existing manufacturer's warranty. Old Republic will not pay anything. If it's not under warranty they will pay. Does that makes sense? My warranty on air conditioner we would have paid for parts so they would have only had to pay the technician for installation saving them thousands. But...since the parts are warrantied they won't pay for installation. Look elsewhere for your home warranty needs.

In early November of 2018 my dryer broke down. The individual that the service called to do the work was at my residence for several hours trying to figure out how to put on my belt to the dryer after waiting about a week. He called his own office and watched several videos on his phone to figure out how to do it. It was dark by the time he left after several hours at my residence. The repair man even admitted that the dryer did not sound right after he put on the belt. He also told me that the belt should last up to five years. I notified Old Republic immediately of the issue and they in one of the calls back they notified me that I can get another dryer, used, for additional price instead of fixing my dryer right the first time. The sound that the dryer was making continued until the belt snapped in early January of 2019. And I complained in writing as a result of that second $75 charge since they as I have indicated did not fix my dryer right the first time.
I called them twice and one of the time times was during my May of 2019 phone call I found out that Old Republic discontinued my year long warranty back in January because I refused to pay the $75 for the second visit due to improper service of fixing of dryer the first time. They had the nerve to try to renew services by mail for another year after I was informed of this. The charge then moved to $100 back in July when a collection agency was brought in. I only paid however $75 when I called customer service again on July 16, 2019. I believe due to only having six months of service, Old Republic owed me $245.00 because that is half of the $490 paid for original year long service and it should be noted that wait times are typically around an hour long over the phone. I eventually decided to pay out of concern for my credit history even though I have been unemployed for several months and I was unemployed in January.
I notified the California Better Business Bureau of my experience. There was no comment by the Old Republic's customer service regarding my information in informing the California Better Business Bureau of my experience. I originally got the year long plan because of my reality agent I worked with when I bought my home about 1 year ago. I have been disappointed by their wait time on the phone, wait time for bring someone over to fix the issue, their ability to have someone be able to fix the issue in question, honoring their previous warranted work, and demeanor of their customer service. I hope this review is helpful and would recommend shopping around for someone else. If you are going to move and get new home, let the realtor know and please compare with other experiences online.

The worst service I have ever experienced. I would never buy a warranty from Old Republic again. I had a leak in my water heater. They told me to turn it off and they will contact a plumber. In a nutshell, the plumber charged me $100 for him to take pictures. It took over a week before I got my new water heater installed. The plumbing company installed a generic, no name brand water heater with an old bent up pan. He used my personal towels to mop up water from the basement floor (rummaging through my dirty laundry nonetheless). He left a hell of a mess all over the floor and on the water heater. He used the top of my new washer as a tool box; scratching it up. He realigned my condensate line, knocking it out of slope for drainage and left water all over the floor when he left.
The floor drain wasn't draining as quickly as he wanted it to in order to drain the water heater, so without telling us, he augered it out. This caused a huge problem as he clogged the rest of the main drain that leads to the street sewer. I called the plumber numerous times, no return call. I then called Old Republic numerous times. They said that I would need to pay out of pocket because it was a holiday. But if I wanted to wait until tomorrow, they would see if they could get someone out to look at it. Meanwhile, I can't go to the restroom, take a shower, etc, or my basement / newly remodeled office will flood with sewage. This is horrible customer service. Do not purchase the warranty plan!!

Do not use! Especially if you do not have a great perfect home inspector. They will deny you right away on any repairs withing a few days of move in. They is no empathy with this company and they will go by their opinion of what is wrong before even considering sending someone out. If you can go with a different more dependable company. This is a waste of time and money!!!! I promise you.... Also they sent a plumber out to my house to look at water leaking from my upstairs bat to my downstairs and the plumber was there 5 mins and said, "Tell you kids not to get water on the floor and there will be no issue.and your warranty does not cover drywall.so there's that. Our air conditioning quit Friday June 28 evening and I placed a service call. Old Republic could not get a provider to commit on Friday evening and sent a response Saturday morning. They were still trying to locate a provider. They called me at 8 AM Saturday morning (June 29) offering to let me find my own out of network provider and they would reimburse me. I told them to keep the service open and I would try to get my own outside contractor and call them back when I had one. Within 10 minutes we had an appointment with On Time Experts Air Conditioning and they were out within two hours. On Time Experts diagnosed the problem of an old, leaking coil, some additional upgrades that were required as well as haul off of the old coil. Costs came out to ~$5,300.
Detailed information was sent to Old Republic and they said the costs were excessive and not in line and would not be reimbursed at that level but, they would pay $995 of the costs. What Old Republic failed to state is that they intentionally jacked up the total costs in order to deny reimbursement. By that I mean the On Time Experts stated the job would take 4-6 hours to take apart and reassemble the existing equipment but, Old Republic had them add in travel time which On Time Experts does not charge for.
The reimbursement is similar to going to a car dealership and purchasing a new car but, telling the dealer that your costs are lower than theirs and you will only pay them 20% of the price. Horrible service, horrible reimbursement, not worth the price of their policy. Had issues with Old Republic in the past on a prior house with air conditioning repair. Old Republic piecemeals the work and has inferior quality service. Even had one of their service providers try to sell me new equipment "off the books". Lesson learned and would not recommend Old Republic.

I placed a service request for a dryer, they get a hold of me 2 weeks later, saying that they have been trying to reach me, and that they need additional information from my appliance (I did not have any calls). When I called them they kept sending me to different departments and was kept on hold and hung up on. So after they get the information they need, they will probably wait another week before getting the part to repair the unit. They are not reliable, they do not care to keep their customers happy, and they do not communicate well. The customer service rep was rude and did not care about the fact that we have been without our appliance for the past 2 and a half weeks. So if you are a homeowner, and expect to have your appliances fixed promptly, do not pay this company a dime.

I wish I could give less than one star. My issue was that they sent a plumber to my property to unclog a drain (covered problem) but the plumber was not capable of performing the relatively basic plumbing task. He was at my house for approximately 10 minutes. So I had to call a different plumber the following day (not through Old Republic) and pay him to unclog the drain, which he was able to do in less than 15 minutes. Then I get a bill for $100 from Old Republic for the "service call" by the first plumber who couldn't fix my basic plumbing problem. It's pretty much a racket; send a technician out, technician states he's unable to make a basic repair, then charge a $100 service call fee. Easy money. Do not use this company. They are not trustworthy.

I am a realtor who would recommend my clients to purchase this warranty. I called in for my client to have their HVAC serviced and was denied. I felt tricked honestly. If you don’t answer the questions right they won’t hold up to their service. I asked to speak to the manager Stephanie and I’m still waiting for her to call me back. I will never promote this warranty company to my clients again.

So I bought a house 6 years ago, I diligently went through all of my options regarding companies and plans and determined I wanted the “medium plan” from ORH, unfortunately my real estate agent signed me up for the bottom of the line plan so things I wanted to be covered weren’t, and I didn’t notice until after the 30 day upgrade window. At the time they said I could upgrade when I renewed, but when I renewed “they change their policy.” I had pretty good service with them if you consider anytime I needed to have something fixed it took them about two weeks because they had to get the parts. Since I was only paying for the call it wasn’t that bad. But I was a little annoyed that my 40 yr old dishwasher “just fine” and that the only thing wrong with it was Florida’s hard water. I call BS so I had to replace it myself.
They screwed up and replaced my washing machine because the tech didn’t write down the model number? I would have given it to them... but they CHOSE to replace it! And it’s not my fault that the guys who fixed the fridge blew out the starter so it went from making noise to broke! Then this year (I now have mostly new appliances) they decided to not insure me! WTF? And they didn’t send me anything in the mail. They sent me ONE email 15 days before my policy expires! That is RIDICULOUS! The email got caught in my junk mail so I never got it. Seriously HORRIBLE business practices!

Don't waste your money or your time. They send out overpriced technicians to review your claim and they do as little as possible to assist you in your troubles. I had three experiences with my plan while I had it in place (which I will not do again). The FIRST experience was when my pool pump stopped working (which we added the pool protection to the policy, mistake). They sent someone out and reported that they needed to replace the timer switch which apparently was faulty but once that was completed, the blower stopped functioning.
After coming out again, they informed me that I had an airline that needed to be replaced now and that the insurance company would be in contact with me about coverage. Of course the airline was not covered because it ran underground even though it was in conduit and would have been easy to replace. so they told me that they would have the vendor call me back with a "retail quote" to replace the airline. The vendor never called back. I called Old Republic again letting them know this and they apologized and said that the vendor would get back in touch with me, again, no call so I had to call another vendor to request a quote and of course pay for the service outside of my warranty. The SECOND experience I had involved my refrigerator which stopped cooling.
Again they sent a vendor out to replace a part, well after three days of no fridge, they replaced the part and the fridge started cooling too well. Half of the food in my fridge froze solid even on the lowest settings. I called back to report the problem, the vendor came back out and said that they didn't see any problems and just to keep the fridge as low as I could. I called back again and Old Republic decided to send out a different vendor. This vendor opened the fridge back up and found that when the original part was replaced, they forgot to hook up a connection which allowed the setting switches to actually work correctly. At least the second vendor figured it out.
The fridge was finally back to functioning after two weeks of dealing with problems. The THIRD and very last time I will even call Old Republic for a service call has been for my air conditioning unit. The unit is older but again if it is failing then I would expect that the insurance kick in for at least a portion of the repair. The vendor arrived and explained that the unit was low on freon and there was likely a leak somewhere. Also the outside condenser was using way too much amperage for the unit and getting very hot. They recommended replacing the outside condenser and because of the age of the unit the inside coil as well. He provided a quote and added freon to the system in order to allow it to cool temporarily.
Of course he told me that their quote would include a $1,000 discount for being a certified provider for Old Republic. Their quote was for $6,000 which I thought seemed high. I told him that we would think about it and get back with them. After looking around I found that their "discounted price" was still over $1,000 higher than the average price from other vendors. I decided to call Old Republic to explain the situation and request that they cover a portion of the replacement. Of course they said that since the system had not failed, they would not cover anything except for added freon.
Also, the vendor had explained that I would likely need to have the system replaced since the outside condenser was failing hence them providing me with a quote for full replacement. My policy was in its last 45 days and they clearly knew that. It was cheaper for them to just keep adding freon until the unhappy policy owner was no longer a problem for them to deal with. All they would have needed to do is offer a small discount to be applied to a vendor of my choosing and I would have been ok with the service.
I asked to speak with a manager on more than one occasion and the representative refused to escalate the situation. They refuse to offer any assistance to their clients if they can avoid it. Old Republic is a company whom I will never use again and I feel bad for the people who have been suckered into their policies and I feel even worse for the people who work for this company as all they hear on a daily basis is unhappy people who know that they have been scammed by another bad insurance program.

I’ve had many issues with this company. First I had my air serviced. They fixed the air. Now the heat automatically runs at a certain time every day and the only way to get it to go off is to run the air until it automatically cuts off. Next, I paid my service fee of $100 to a company that was dispatched to my home to fix my AC unit AGAIN and was receiving bills stating that the fee was not paid and I owed. Well if the fee wasn’t paid the agent wouldn’t have left. I would not purchase again.

The seller of the home I purchased bought this warranty for us during the sale of the house. I have called to get electrical fixed, heating fixed and now A/C fixed. Each time I've been told they have no service providers in my area. I live between Louisville, KY and Cincinnati, OH. They finally found a service provider for my A/C and he came out and did a diagnosis. He told them my A coil is leaking and the condenser also needs to be replaced due to it being on R-22 coolant. They originally approved it today 5/17/19 and called me back later the same day to say they were no longer going to let the service provider change the condenser. They then offered to let me take either a $500 check or myself pay over $2000 for the condenser unit. I didn't purchase this warranty but would never renew through these people and would advise anyone looking into them to stay away.

This company is a big scam and unfortunately people cannot come out of their contracts and get sucked into renewals. Their standard warranty covers nothing and you have to keep paying to cover your faucets, garage door or any other fixtures. Please invest this money in child's 529 rather than buying a warranty from ORHP. I hope this company goes bankrupt soon so people are not cheated anymore.

I can't give any lower than 1 star, as if I could, they would have zero. ORHP used to be one of the better home warranty companies, but no more. I have over 20 newly remodeled rental homes in 3 different states so I feel confident in my analysis of ORHP. This home in question is in the DFW area of Texas. With a population of over 6 million and hundreds of appliance repair places, you would think ORHP could find a repair company to repair a dryer that is only 2 years old, but obviously not. ORHP has failed to repair or replace a dryer in a timely manner. In December 2018 ORHP was notified of a defective dryer. Still to this date nearly 5 months later the dryer still has not been repaired. There has been one excuse after another and ORHP refuses to get the dryer repaired or replaced.
After 4 different repairmen, the 2nd of which came out but said he could not look at the dryer because Old Republic did not tell him to look at it (what??? seriously) the last repairman agreed with the 3rd repairman, that the motor needed to be replaced. This was a cost of over $400. I requested those funds to get a new dryer, but ORHP again refused. During a recorded conversation I expressed my concern over the qualifications of ORHP's selected repair personnel. I expressed concern that once this motor was put in the dryer, we may indeed have additional problems. Again, your company refused to listen to me, they instead became argumentative and decided to move ahead with the motor install.
I am not a fortune teller, but I have been down this road before. Exactly as I expressed concern over the qualifications of the repairman, after he put the motor in the dryer, it still does not work. The motor now runs but the drum scrapes very bad as it turns emitting a loud scraping metal noise. I am sure this constant rubbing and friction can cause a fire. Now I have a dryer that is a fire hazard and Old Republic still refuses to do anything to rectify this situation.

Just so others are aware, make sure you consider details of this company's service policies carefully before you invest in them. Twice they had an opportunity to reimburse genuine claims with our newly-purchased home. Twice they failed to reimburse anything. One was a roof leak the home inspector mis-diagnosed. The next was an aging water pipe that gave way. I called for a service request and OR sent a plumber out who arrived that same day. But the work was not reimbursed because the work estimate was not approved before the repair began. Since we had had no water already for a day and faced with several more days without water, I authorized the two-hour repair, thinking I would be quickly reimbursed. Bad idea. This company simply cannot handle emergencies. I would look for someone else with better service policies.

This company charges a lot of money for protection, I have used them for 2 years and every time I call about a problem there is always something they choose not to cover. I had a pipe leak behind my water heater. They only covered $108 (which I had to pay the $75 deductible) but they did not cover the contractor to remove the water heater or cut through the drywall to fix it.
If they don't cover that then how is the contractor supposed to fix the pipe. It was the same kind of situation when it came to my septic (Which I have to pay extra coverage for). And even when there is an emergency, they try to act like they will call someone out right away... and they DON'T. My whole kitchen flooded because they didn't call someone (and yes we turned off the water to the house but the water that was still in the pipes leaked everywhere and I doubt they are paying for any of that either.) Really look into them before purchasing. They cover very minimal protection. I am better off just putting the money I pay them into a savings account and paying out of pocket. They don't save you any money when there is a problem.

Beware when placing service calls with Old Republic. They charge you a $100 service fee EVEN IF THEY CAN'T FIX THE ISSUE OR IT'S NOT COVERED. The contractor will request $100 when he walks in the door because he knows people won't pay after they hear "Sorry can't fix it, or not covered". I honestly think this guy shows up knowing it's not covered just so he can collect $100. I even asked about this before the service appointment and the contractor's receptionist gave me the run-around, telling me I need to make sure I know what my warranty covers. So it's my problem if it's not covered and I have to fork over $100. This is how Old Republic contractors make regular money--- often doing nothing at all. Warranty seems like it doesn't cover much. Don't go into this thinking you're fully protected. You're better off NOT having this warranty. Private companies have quotes and problem identification for free, THIS DOES NOT.

We have new home warranty coverage for 1 year through Old Republic. It is supposed to cover ceiling fans. The plan cost $580. Any time a service call is requested, the homeowner must pay a $75 fee. I was told by a supervisor at Old Republic that the fee is returned to Old Republic. Our living room ceiling fan broke. I requested service through the insurance plan. They sent out a provider, that I paid a $75 fee to. He said, "Yes it is broken, but I can only replace it with this standard fan." This does not match the decor of the house and I did not want that fan. I said that I would pay the extra to have a fan that would match the decor.
I was told that I would have to contact the insurance and he left. (Also regarding the providers they use, they sent out a guy to check a ceiling fan WITHOUT a ladder. He asked to borrow mine.) I called the insurance and they stated that they would "cash me out" at a value of $100 and I would then be on my own to buy a fan and pay someone to install it. Since I already paid $75 to their provider to tell me it was broken (something I already knew), the total dollar amount for the replacement fan and its installation from the insurance would be $25. I would have been better off without the $580 expenditure for the insurance and just used it towards the fan.

This home warranty company is a joke. They always have "unusually long wait times" when you call so you sit on hold for an hour, their customer service representatives are rude and hang up on you, they send out HORRIBLE companies to work on your appliances and then blame you when things aren't fixed properly.
We have had to call them repeatedly over our dishwasher. The first person they sent out was absolutely horrible and didn't know a thing about dishwashers, the second guy they sent flooded our kitchen (Old Republic did NOTHING about this), the third recommended it be replaced. Old Republic replaced the dishwasher and not even 6 months later the dishwasher broke yet again. I didn't know it was under factory warranty so I called Old Republic, they took our $100 trade call fee only to tell us that it was under factory warranty. Now, a year later our dishwasher is broke yet again. Old Republic sent a technician out on Monday and we still haven't heard back about what is going to be done (Friday). This is only ONE of the problems we have had with them.
Another issue, we went almost two months without a refrigerator because they wanted to take their dear sweet time with everything, leading me to call multiple times without any progress. We have had many many more bad experiences with them and will not be renewing our warranty again. If you can find a better warranty company, I would advise anyone to take it because you will waste more time and money than it's worth using this company.

I recommend not purchasing a home warranty protection plan from this company. All they do is give you the run around and take your money and when you have an issue all they do is put a band-aid on it. We have had to use this company several times for issues with our home, each time they never want to replace anything EVER. They won't approve a replacement even if the service tech recommends it. They just want to repair it and in our case not even 24 hours later we still have a non working toilet that was advised to be replaced but NO.
To save their company money they made the plumber try to fix it and here we are once again thank to Old Republic on the losing end of this situation. I hate this company and will go with another home warranty service when my contract expires. We had issues with our hot water heater last year, same old song and dance. It cost us out of our pocket over $500 dollars to fix that when they could of replaced it for so much less. We had the same issues with a stove and a dishwasher. Never have they replaced anything. They are greedy **.

I recommend saving your money and not purchasing a home warranty through them. I had no choice as the seller purchased it and said, "Here you go!" I have issues with them not covering items, giving false information stating they did not hear from the contractor when in reality he said it needed to be repaired so they sent another contractor out who said everything was fine. A few months later that same contractor came out to do work and I asked him what happened last time, he said they are famous for doing these kinds of things so they do not have to cover items. I asked to speak to a manager and I got "nobody is available". Asked for a senior leader's number and was told "it is against company policy to give out that information". Last I checked this is a public company and I should never be refused a name/number, my policy helped keep this company in business. Save yourself the money, time and headache and do not deal with them!

New homeowner and 5 yr old Sub-Zero refrigerator came with the home. Purchased ultimate package. Contractor said he didn't want to drive all the way out to our area and wanted to fix it over the phone by walking us through it. He thought we couldn't find a simple reset button. We had actually already been trying the reset button but it doesn't work. The compressor is broken and needs to be replaced. Roof leak... Not covered. Window leak... Not covered. This is my second home and I will be mostly DIY on this one because it is 30 years old and additions are 15 years old. Don't waste your time. This insurance company is terrible.

A 2 year old fridge "covered" by our "home appliance warranty" that came with our home purchase was not covered. They read us the fine print that allows them to charge for their (overpriced, by the way) services. They explained we are covered if we had already had your appliances checked. Since we did not own the appliances when we bought the house, there was no way to do that of course.
In any case, this is all carefully hidden in the fine print, and they read that to you when you go to make a claim. They have plenty of people to read you the fine print when you ask for help on coverage, but they do not tell you when they are selling the service. I doubt they have ever paid out a claim. The people who deny your coverage are well trained in the fine print. Unless you have time to read every word, do not waste your time. If you DO read it, you will see what a scam this is. This home warranty company is awful. I had a leaking recirculating pump in my garage and they had Jay's Plumbing come to my house to fix the problem. Jay's Plumbing told Old Republic that my pump was installed incorrectly so my warranty was voided. Jay's Plumbing has a very low rating and many unhappy customers and this is who is sent to my home from Old Republic. I hired my own plumber and paid over $500.00 to have this issue resolved. My plumber said my pump was original to my home and was over 15 years old and was not installed incorrectly. My plumber put this info on my invoice saying everything was installed correctly and the reason for the leak was just wear and tear and the age of the pump.
I disputed this with ORHP and sent photos and the invoice from my plumber. Not only did they deny this dispute but they are charging me $55.00 to pay for the service call from Jay's Plumbing. Not only did I have to pay all of that money out of my pocket I have to pay for a company that did nothing for me and gave ORHP false information. I will be looking for a new home warranty company and terminate my contract with ORHP. Stay away from this company!

I have used Choice Home Warranty in the past. I called for service and the technician came out at a time that fit my work schedule, as in, after 4:30 pm. I recently purchased a home and the warranty was with Old Republic. Never made a claim with them. Icemaker stopped working, made an online request for service and two different companies stated they do not work after hours. When I talked to the customer service rep, she told me they only work during normal business hours. What about the majority of customers who work Mon-Fri for a living. Will not renew and will tell everyone I know about this company and its poor service.

I bought a house with no prior knowledge of it. The previous homeowners had only been there a short time and really had no knowledge about anything in the home since everything had been there once they bought the house. I bought the home with the top line of coverage. I ended up having to call about the AC (it needed freon) and the refrigerator in the first 2 years. I was ok with the service although the trade call $ was about what I would have paid if I had just hired someone to do repairs. And the wait wasn't entirely unbearable.
I have renewed my coverage every year for those 'just in case' times. This is my 3rd year to renew. But, what just happened has me questioning why I'm using this company. I walked out into my garage the other morning while temperatures were in the 30's and heard what sounded like a faucet running. My water heater was pouring water out all over my garage. I turned off the water and called Old Home. I was told it would be 3 days before someone could come out. I called back and asked for another contractor to come. They ended up being able to send someone out pretty quickly. He walked into my garage, looked at the heater, pulled a number off of it and said "It's under warranty. I can't work on it," and left. I had no information about the warranty. Didn't even know it was under warranty and was stuck with a broken water heater and garage full of water.
I was billed $100 for this. Here's my issue- I called and asked why I was being billed when they didn't fix it. The rep said that it was under a different warranty and that they wouldn't work on anything with a warranty. I said I didn't even know it was under warranty (by the way I ended up hiring someone else to fix it because I couldn't get it repaired under warranty). But the rep said that I should have known and that there were numbers on the heater I could have used to check. I asked why the original person I called into didn't ask for those numbers so it could be checked before they sent out a repairman? The rep said homeowners should know about their warranties. I won't renew with them next year. I will pick another company.

I have have had different home warranties with each house we have owned through the years. This company is by far the worst of them all. I have called them twice and both time, IT'S NOT COVERED. The first issue, the plumber came out and it was determined the cause of leak was not normal wear and tear. As a result, we had to pay the bill ourselves. It was very irritating to find out after that this plumber was paid $200+ anyways by the warranty company. What a scam. They don't cover anything. It's unfortunate, we had no choice in which home warranty company was selected when we purchased our home.

We bought a home in 2018 and the homeowner provided a policy with this company. We have had a water softener and a water heater that broke which were covered by this so called policy. Both times the company gave us runarounds when we tried to collect. They finally covered a small portion of the water softener and denied any coverage for the heater. They try to wear you down and since you need the repair done, especially with a water heater, you tend to just go ahead and buy at retail prices. They are terrible to work with and I would never recommend them to anyone.

I purchased my house in July 2016, it came with a platinum protection plan through Old Republic. I renewed the plan in 2017 and 2018 for $750 each year plus $100 for each service call. My dishwasher broke down twice within a few months of each other so that was $200 that I had to pay out. My dishwasher broke down again for the third time along with my refrigerator, I called them to have someone sent out and after a month and a half they still didn’t send anybody out to fix my refrigerator, not only did I not have a refrigerator for a month and a half but everything in there spoiled.
I finally gave up and went to Home Depot and bought a new dishwasher and refrigerator for $3100. I did as cancellation online with Old Republic 5 months before it expired so hopefully they will do the right thing and refund me for the remaining 5 months. I now have a home warranty with another company that has much better ratings plus it is saving me $400 a year and the service calls are only $50.

Getting the runaround for over a month. Serviceman who was untruthful about ordering parts and coming back to install. Cashed our check and never showed up. The next man up never even answered his phone nor returned our messages. Worst than both are the call center agents instead of helping you they argue and pass you on to another agent. I've had Old Republic Home Protection for both homes I've owned and they have been great until this last interaction with my wife. I'm sharing this to help others when they decide which home warranty company to go with. Old Republic was great when our upstairs HVAC system went out, but we've had many issues with our refrigerator which started one year ago. The ice maker was leaking causing water to collect and drip outside on the wood floors. The repair person they sent was unprofessional and not qualified to work on our refrigerator. He was late because he had a "late night" and we woke him up when we called. He asked for a butter knife to pry the ice maker cover off and told my wife he needed to YouTube this because he's never worked on a refrigerator like this before.
He made her extremely uncomfortable to the point she called me and I had to leave work to come home. He broke one of the tabs to the ice maker and told her it would be fine and that the three left hold it just fine. I addressed that issue with him and then he told me he wasn't sure what the cause of the leak was, and that he was just going to order "parts" and see if that fixed it. Of course it did not and we asked for another repair person, who came out and also asked for a butter knife to inspect the ice maker. She left stating she needed to do some research and never called back.
After speaking with Old Republic she stated she could not fix it and recommended a specialist. Finally we had Mr. Appliance come out and start troubleshooting the issue, replaced the ice maker, but we still had issues from everything the first guy took apart. After a year of repairs, having our first child, and replacing the ice adapter that the first repairman did not reinstall our refrigerator is now working. We paid for the out of service repair person and we're waiting on the reimbursement check from Old Republic, just like the previous times.
When the check from Old Republic came it was short $100, so my wife called to find out why. She spoke with Melissa/Megan and was told it was not from the original claim and that they would only pay what their cost to repair was and that we should have communicated to them that the problem still wasn't fixed. They never called us to make sure it was completed and we had no more issues. We had a lot going on with having a baby and dealing with this issue but Melissa/Megan did not care. They were rude and extremely defensive when speaking to my wife.
My wife asked to speak to a manager and the next person on the phone did not give their title just said the exact same thing. Both were unwilling to show any type of customer service and did not care at all. My wife was left frustrated and in tears over the way Melissa/Megan spoke to her. This is a great example of not having your customer's back on a situation that started with the person your company sent to our house. This will most likely impact our decision to refer Old Republic to friends and renew our home warranty, all over $100 and just doing the right thing.

Updated on 05/13/2021: Living in AZ fear comes to the mind when you think about A/C issues when the temps are starting to climb to and above 100 and stays at 80 in the night. I called Old Republic at 6:20AM, talked to an operator in Richmond Va., she dispatched the notice to a local company that morning. The service contractor contacted me at 8:20am, and had a Tech on the way by 11:00. 3 days later the last service person has just left (3:10) with a NEW A/C installed and cooling the house. This Protection Company fulfills their promises in a timely fashion. We have had them for 6 years and they continue to amaze me with their prompt service!! GREAT VALUE!!!

While they don't Replace everything with top of the line equipment, there is an option for us to upgrade if desired. They provide builder quality replacements. Which is what we had! Service is terrible! Contractors that are provided are also terrible! Plumber came out to clear a line and did not finish the job. They are still trying to change me the service call fee. I had to hire a different plumber to do the job right. We also had an electrical issue. Electrician was rude and just did the minimum to complete the job. You would think they would want to make extra money. Would not recommend to anyone. Total waste of money!

They don't even deserve 1 star... The absolute worst company I have ever dealt with. I have lived with sewage inside of my tub and shower... not able to bathe, use the toilet, wash dishes or wash clothes for 3 days. The house smelled of sewage. After approving an out of network plumber to fix the situation because theirs were not coming through, they had me choose a plumber of my own. They instructed me that if it was over $150.00 the plumber needed to call for approval.
When that was done the person that answered said it was denied because I could have waited for the following day for them to send one of their own. Now, please remember that they approved an out of network plumber because theirs were not coming through... Remember? They approved it. He was snickering like he was enjoying the whole situation... His name was Jimmie at ext. **. No last name, of course... He was argumentative and unhelpful. Whatever the plumber could do to solve the problem was not acceptable or covered. I even had a frog come in from my toilet. I paid the plumber on my own and they have never even called back to check if it was fixed. I would be ashamed to work for this company if that is the way they ask their employees to perform. They are worthless. Save your money.

This company is terrible at returning calls, not good with follow ups, and will charge you for services not completed. Do your research and get a reliable insurance company because this one in not professional. While waiting for them to straighten out my previously charge I was put into collections on a bill that I received for a service that didn't repair anything from a man that showed up for five minutes and left. When I told them what happened, they called the company back and they no longer serviced my area...after one day. They had to start a new service call with a different company and again I was billed the deductible. When I called them about the service fee put into collections they told me they didn't have any data documented on the history of the first charge. Good news, I do and will waste their time in court proving how they have no idea what is going on in their own offices.

My husband and I bought a new home, our very first home, had an inspection, everything was great, until 3 days into moving in and the furnace broke down. We called to file a claim since it was 12 degrees outside and 38 degrees inside my house, and I was afraid of my pipes freezing. I spoke with multiple agents and they were incredibly rude, denied my claim, saying it isn't their problem, even though this incident 100% falls within my warranty. They were actively looking for ways to make my day even worse. They refused to send out a serviceman since our claim was denied and refused to tell us why it was denied.
I got my realtor involved who called their district manager, who clarified that there is no reason our claim should have been denied, yet still did nothing to fix the problem. They still refused to send out a serviceman since the claim was originally denied. So there I was, literally freezing in my own home that I have been living in for 3 days, regretting ever even buying a home, all because of a bunch of terrible, useless, rude people at Old Republic.

This has got to be the biggest scam going people. We brought a new townhome and all things were working fine upon move in and we even had the inspection done like most people. We decided to go with One Republic to safeguard our appliances etc. Never had a warranty company before so this was new to us. After weeks of living here some things stop working so I called One Republic. My god after a 1/2 hour of 3rd degree questions and let me tell you these questions were all over the place as they were trying to throw me off on the process. They never explained anything to you so you are flapping in the wind.
By the end of the call and confusing questions the rep tells me nothing is covered. I asked why. He had really no full explanation! I was like, "Really? How can this be? Worst warrant and customer service. They will not fix, they will never replace and they will scam you until the last penny. Do not purchase this so call “warranty” protection! Also the contractors will never take anything serious and are there only to collect the call out fee otherwise it will be weeks for your appliances to get worked on.

I gave this one star because I could not proceed without it. Old Republic does not even deserve one star. We have a dishwasher that is 15-16 years old. We were initially set up with Old Republic by sellers for a year when we bought a condo in Las Vegas three years ago. We knew appliances were getting old and wanted to be protected so we decided to maintain the protection. Our dishwasher has not drained well since we have owned it. It has steadily gotten worse so we placed a claim. The repair company came looked at it and ordered a part. He returned a couple weeks later to put the part in and left. It did not fix the problem. He came back a third time and finally determined the dishwasher should be replaced.
Old Republic informed us immediately they wanted a second opinion. The second repair service came, tinkered with it and said it was all set and recommended we use a solution for maintenance. After he left, we immediately ran the dishwasher and it still did not drain. We immediately called Old Republic and they called the repair service to come back. We waited several days to get him back. In the meantime we got the solution that was recommended and ran it through as we had been instructed. It still didn't drain and double the water from the two washes sat in the dishwasher. The second repair service finally returned (which is the 5th visit between the two repair services), he worked on it for nearly 1.5 hours.
He finally determined it would not drain at all and said he would report it to Old Republic. The next day Old Republic told us the condition was caused by food and mold and that negated the warranty and they would not replace it. Neither repair service mentioned this issue and in fact they had assumed they fixed the issue when they left after their initial visits. We rinse all our dishes before they go in the washer. The dishwasher is just simply old. It is my opinion Old Republic looks for reasons to not to replace items. Don't be taken by them!
I noticed another poster mentioned trouble with their heating and Old Republic does not use 24 hour services to get repairs done. I can confirm that happened with us also last summer when our air conditioning quit and Las Vegas had record breaking heat for several days (115 degrees). Old Republic set us up with a service that had closed for the day. By the time the repair service contacted us the following day, we were told they would not be able to get here for another day. Heat was unbearable and we ended up going to a hotel until we could get the air fixed. Luckily it was an easy fix and they only needed to come once.

We have had a warranty with Old Republic for three years, and never placed a claim. Two months ago, we submitted a claim with about our dishwasher, which does not pump out the water after use. A repair company was dispatched, worked to fix it, but after three separate visits determined the unit needed to be replaced. Within an hour of receiving this report, Old Republic dispatched a second company for a "second opinion."
After a second visit from this second company, they determined it needed to be replaced. Old Republic now states that it was a "maintenance issue" caused by food and mold, which neither of the repair companies said to us. (For what it is worth, we actually clean of dishes of food before washing them in the dishwasher). It is very clear that Old Republic will not honor their end of the warranty, even when recommended to do so by two separate companies. This is clearly a case of "buyer beware" - if you spend the money on a warranty from Old Republic, do not expect them to honor the warranty. As others have said in these reviews, they will always find an excuse.

I am extremely disappointed with the recent service I received. A few years back I ordered a service call for my refrigerator and figured since someone was already coming out, I included what appeared to be very small spot rust in the exterior portion on the liner where the microwave door is (I was concerned about safety). The tech that came out, fixed the refrigerator, and upon looking at the microwave assured me there was no safety issues and told me it was surface rust & most wiped right off.
Couple of years later, the microwave breaks down for a completed different reason... Nothing to do with the liner. OR offered a buyout that only covered a 1/4 of the cost. When I refused, they told me the microwave was not covered because the liner was not replaced when the claim was "denied" in 2015. They told me, hard line, I needed to replace the liner that was really never damaged. No one ever communicated that to me prior to this. Again, very disappointed. Had great service with them in the past, but it seems they chose to dodge their responsibilities on this one!

Save your money and don’t bother paying for this service or using this service. The lack of understanding and no customer service deserves a 0 rating. My heating went out on a Friday night after work, the service providers don’t work after hours or on the weekend. Imagine that! So I would have had to wait til Monday to get an estimate and who knows how long to get a repair. This is a scam! The service was offered as part of buying a house, sounded good but it is a lie and they try to make it so difficult that you just wind up paying for the service. This business should be shut down!!!

You're better off just going to Home Depot and buying what you need and saving yourself the $75 deductible. I had a huge leak in my roof over the garage so they approved the claim but was told to pay the contractor and I would be reimbursed. They sent me a pamphlet of what specifically is covered and what is excluded and apparently the garage is excluded even after they opened the claim number for the garage. But since I didn't personally buy the "protection" I can't know if what plan I'm getting is what the home seller even bought. Why would they approve it at first and have me have the contractor fill out their form if the garage isn't even covered in the first place.

I have had the WORST experience ever since I started using Old Republic! I reached out to Old Republic on 11/15/2018 about my cooking appliances and as of today 12/15/2018 I'm still waiting on a replacement of my oven/stove and microwave!!! My family and I have been buying fast food for 1 month now. Today will make it a month we can't cook at home.
All they tell you is wait and a lady called Ross at the purchasing department was laughing at me. What kind of service is that? I'm not the kind of person to do this but I want everyone to know I would advise everyone to stay away!!! It's not cheap to keep buying food outside for a month and sad that our 15 month old hasn't had a home cooked meal for so long thanks to this company taking their time and not caring about my appliance replacements. Old Republic is apathetic and careless!!! I would never recommend Old Republic to anyone or business because they don't care about anyone but their money. WORST COMPANY TO DEAL WITH!! I just bought the house in May but when we moved in the air condition in one of my kid's room was not working and I called them to fix it. They came out and said "SORRY, BUT SOMETHING LIKE THIS IS A BIG JOB and we cannot cover it for you." They recommended to call the office and left. Next thing I rec the bill for $75. My refrigerator's door was not closed all the way and the ice maker was not making ice. They came and said "Sorry, this has to call the office for specialist about the manufacture, we cannot fix it right away." Next 2 weeks later I rec another $75 to come out and say that to me. I got so mad and called them to cancel my policy in September, 2018.
Now check this out. They charged $650/year from May, 2018 and I canceled in September. They refunded me back $61.50. What do you think their service now? They are part of the title company that my seller used. Therefore, I never want to deal with Old Republic Title Company anymore. Not only my family but I will tell every realtors and friends.

7 AC outages and never fully repaired. Winter arrives and no heat. 4 service providers out and can't be repaired. Everything replaced (have to have heat) and now they're trying to deny any coverage or cash in lieu of since I installed entire new HVAC system. Will now have to hire attorney to get what is entitled to me under my warranty. DO NOT USE OLD REPUBLIC. They will deny deny deny and assume you won't pursue claim. They denied the wrong person!

They are the worst company I have ever dealt with in my entire life and I'm a business owner as well so I know what dealing with customers can be like and they don't handle customers properly at all.

DON'T use Old Republic Home Protection, they are cheating people! Their quality is bad, their service is bad. One star is too much! I purchased a new house in Arizona in 2017 and seller purchased Old Republic Home Protection for me at $555 for one year. Trade Call Fee is $65 each time. My refrigerator was broken. First time I called them their technician came to fix it and I paid $65 by check immediately. But It was broken within a month, they changed another repair company and fixed for me free of charge.
But after 1 month and a half, it was broken again. I called Old Republic Home Protection again and agreed because it is out of 1 month, I will pay $65 as long as they fix it. They sent one man, came to take a picture but said they cannot fix it and asked me to pay $65. Because they do not fix it, I refused to pay it. This man very clearly understand that he didn't do anything for me and he dare not to give me a repair paper to sign, then he left. I called Old Republic Home Protection again and they said another technician will come to fix it 4 days later. But 4 days later, nobody came to my house. And at that time is July, Arizona almost 110 degrees. All my stuffs in my refrigerator were deteriorated and had to throw into garbage. I cannot wait them to repair, I had to purchase a new refrigerator.
But Old Republic Home Protection sent me collection letter to ask me to pay $65. For the reason they didn't provide any service for me for the 3rd time, they may already know my refrigerator is too old to repair, but still sent a person but do nothing, the last time even did not show up, so I refused to pay $65 for this time. But Old Republic Home Protection said I am delay to pay and increased to $90 after 2 months. Consequently, DON'T use Old Republic Home Protection, they are cheating people! Their quality is bad, their service is bad. One star is too much!

Sales personnel did not disclose when purchasing plan many non-covered items yet they advertise when cold calling the product does cover all repairs. Never once was offered the Ultimate or Platinum protection which does cover all repairs. Told by sales personnel all repairs covered with plan I purchased. NOT TRUE!!! Plan I purchased and was lead to believe was the only option did not cover costly repairs for water heater (i.e. $1100 of the $1800 bill not covered). When I questioned Old Republic Home Protection Company about why repairs not covered was told I purchased standard Plan? Buyer Beware. This company does not disclose many fees also. I was told I could pay for the plan by making monthly payments. Not once was I told there was a $5.00 fee added every month to my bill. DO NOT USE THIS COMPANY. Save yourself grief, frustration, uncovered repair costs, and undisclosed fees.

Waste of money & source of frustration. They only use low rated, unprofessional contractors that don't make servicing homes with this warranty a priority because they don't pay much. Forced to use this service by my landlord. Would never buy one and warn others it is not worth it. If anything happens to your home you'll experience delays in service & often times whatever is wrong is not covered under the warranty. But you will still have to pay the $75 to be told that.

I bought a house at the beginning of the year. I got Old Republic Home Protection. About 6 months down the road my a/c quit working so I called and they was going to send someone out to look at it. They had no one in my area that they even deal with. So they had to send a company about a hour away to come look at it. I paid my trade fee and he gave me a paper saying what was wrong. I contacted the home protection plan and they wanted me to pay almost $900 dollars out of pocket before they would send someone in to come fix my A/C. I called my realtor and she said she has sold this same policy for years and have never heard of anyone having to do that. She said I should only have to pay the trade fee. Come to find out the representative for Old Republic lied to me and my realtor and I would have to pay my trade fee and the almost $900 out of my own pocket.
They called me one day and told me the whole amount it was going to cost was roughly $2,200 dollars. So they are asking me to pay almost half of the whole bill (2,200). Now they are sending me the amount they will pay in the mail (1,100) so they don’t have to deal with me anymore. The representative pretty much told my realtor he could care less if she purchased his policy anymore. I have had nothing but trouble with this company. Awful. I wouldn’t even look anywhere near their policy and buy from a different company or cares about their customers and doesn’t lie just to sell a policy to maybe screw you over in the long run.

Old Republic was atrocious on all levels. HVAC system failures, several attempts to fix it by HVAC company and an electrician. Since the problem was not easily diagnosed it took several attempts to fix the issue. The issue was never fixed, our 12 month package expired by the time the summer was over so the load on the unit lessened therefore no more failures. After expiration Old republic send us to a collection agency for a trade call fee. The frustrating thing is all necessary trade call fees were paid. Their policy is if you call in within 30 days of service to report the same issue then no additional trade call fee will be administered. A fictitious trade call fee and a collections agency is about to ruin my excellent credit. I will never use this company again and I am glad to hear that the agent I purchased my house with is not using them anymore either.

I requested a plumber come out for services needed. The company that was sent was unreliable, never got back to me like he said he would, told me he needed to order a part. Never heard from him again. Daryl the supervisor from Old Republic called to inform me that the plumber was going to make changes to the current system and it would cost me almost $ 700.00 out of pocket. I wanted a second opinion. Which the policy states I am entitled to have. Daryl told me he was denying that, because he did not think I was necessary. He does have the authority to do so. That is not the policy. I did have a second opinion 3 days later. The second company had it fixed with a hours with no out of pocket extra charge. Know your policy. Do not be bullied by someone that has no idea of company policy. Daryl read the rules and regulations policies, educate yourself!! You give the company a bad reputation.

Worst experience ever. They are unreliable, not serious, talk down to customers, completely unprofessional and their policy is a real scam. If you file a claim with them, be ready to wait for months, to take multiple days off from work to "accommodate" their schedule, ready to cover fees which should have never been mentioned to begin with and deal with an ordeal for minor things. I wish I could turn back time and choose a completely different company. Even in communist countries, the customer service level is higher. They behave as if they are a monopoly, treat the customer with utmost disrespect and complicate your life. PLEASE, CHOOSE SOMEONE ELSE, BE SMARTER THAN I WAS.

We have had different warranty companies with each house we have had. Old Republic is by far the worst. We have filed three different claims with them over the last three years. Anytime something urgent comes up, we end up having to go direct (and pay direct) to a service provider, because we can't get Old Republic to help out. Our most current claim is a good example of terrible service. Our heat went out last night. I called and filed an emergency claim over the phone at 4:45 AM. We have a newborn in the house, so no heat is a safety issue. I called back at 9:15 AM because I hadn't heard anything from them. They told me to wait, they would assign someone.
I called back one hour later and the representative told me there was no claim on file. Grr! I then got a provider assigned but was told he wouldn't reach out for at least four hours and didn't have to provide service for 24 hours. I checked the provider's website - no emergency service offered. I called back, a rude customer service person told me that they couldn't guarantee same day service. I asked if I could find someone and bill them, and without letting me finish, they transferred me.
I talked to the new person (now my fourth call and fifth representative). He told me I didn't call at 4:45 AM or at 9:15 AM (are you kidding me?!), that their system says the first time I called was at 10:15 AM. He says again that they can't guarantee same day service. He then implies that I just called for the first time but am trying to get an escalation. He assigns a new provider. I ask to talk with a supervisor and he says they will call me before end of business. SMH. When the call is over, I check the new provider's website. They don't offer weekend service. Great. So, I called someone in the area on my own to fix the heat. They are on the way. I hate Old Republic.

Superior Plumbing came to diagnosis and "fix" plumbing, but everything was denied, just because there was no furniture was in the house; everything was lumped as "pre-existing". I told them that we were redoing the floors, that we do use the faucets, toilets, etc but then things started to leak and break even though there were no beds in the home (since we are replacing all the carpet to get laminate flooring).
Now they want me to pay the trade call fee for a guy who came and just took pictures and labeled everything as "pre-existing." Where is the check and balances of them labeling everything and anything as pre-existing? You can't just lump everything together, then they don't even respond to your email appeals... but they can collect the trade call fee. Pure crap, pure scam. I will not be paying any trade call fee for them; they've already gotten the yearly premium amount so losing that $65 is still profit for them; STAY AWAY FROM THEM, TELL YOUR REALTORS TO STAY AWAY FROM THEM!

THIS IS A SCAM! I am convinced they are working together with their contractors to scam you out of your money. Not only are you paying their yearly price, but each time something is wrong, they charge 75. On top of that, they don't fix the item because they say everything is "not wear and tear", as in, the homeowner is deliberately breaking all of their items. It's a waste of money!! Do not use!!!! First you should know that the "deductible" is not a deductible. It is a trade call fee that you are charged whether they do anything or not. They get this just for showing up. Second, the contractors they use are incompetent. I have used the Old Republic Warranty 7 times in the last year and there is not one thing that actually got done. Literally not one of them actually fixed a problem. I always had to get my own people to do it and pay the usual price plus the trade call fee. For example, 3 different electricians and one plumber came out because I was being shocked in the shower.
They all left saying they couldn't find the problem. Well obviously I needed to fix this because I have a pacemaker and it was scary. So I had a local electrician come out and he fixed it in 30 minutes. I actually had a refrigerator repairman tell me that to fix it, he would have to pull the refrigerator out and he wasn't going to do that.
A plumber came to fix a leak in the bathroom and cut a hole in the drywall on the opposite side of the leak (in the hallway). But he couldn't find the leak. I called a neighborhood plumber and he found it inside the shower. He did not need to cut any holes. I called Old Republic so I could get my wall fixed and they said that it is not something they do. So I had to pay for that too. I have paid out of pocket for all items fixed in this house. Plus I paid trade call fees. Plus I paid for the original warranty. Save your $700 for the repairs when you need them.

We purchased a home warranty 6 months ago. Our water heater went out 3 weeks ago. They still have not come out to fix it. We have been living without hot water for three solid weeks. When they do schedule a time to come out they do not show. They do not call to even communicate said they're going to be 3 4 5 hours late. The company they are using is an hour away for repairs. D P&M Services Inc. They are equally as bad no communication and do not schedule fast enough as they are the ones we have been waiting for 3 weeks to replace a simple water heater.

Do not purchase a home warranty plan from Old Republic! They take forever to approve even the smallest of repairs. Some of my linoleum floor is damaged because they took 3 WEEKS to approve fixing a drainage pan at the bottom of my A/C unit. I will not renew my warranty with them. They are horrible. They also kept having the same A/C company call me for repairs, when I specifically told them several times that I can only have repairs done on the weekends. What a horrible company.

I am a real estate agent and will no longer be using Old Republic Home Warranty for any of my clients. I signed some clients up for Seller’s coverage and when my sellers called in for a potential repair, their claim was denied. During the Buyer’s inspection, there was concern regarding the furnace. When my client and I each called in separately, requesting service from ORHP, we were denied simply because my clients had not turned on their furnace since last spring. (Great loophole.)
We were in the month of August. Of course, no one turns on their furnace and even if my clients had, they would have assumed it to be in normal working condition. It was an inspector that brought the matter to our attention. As it turned out, my clients were able to find another company who inspected the furnace and no replacement or repairs were needed, however, this experience opened my eyes and I am grateful for that. I will no longer refer ORHP to any of my clients.

They sent an HVAC person to repair my fridge. The guy "ordered" the part on a Friday and said it was on its way. Monday, he said the part was en route; Tuesday, he said the part was stuck in SC because of Hurricane Florence; Wednesday, he had a medical procedure; Thursday, he actually attempted to order the part but it was on back order. Today, Monday, Old Republic has miraculously found the part and ordered it... after telling me the unit would be replaced on Friday. We are 10 days in.
It will be another 10 days before the part will come in, and more after that waiting on this "professional" to come back and actually repair the refrigerator. Old Republic offered NO help. We did everything required by them to get our refrigerator repaired but received nothing but a measly $300 to find someone else to do it. This is after we already paid $100 trade call fee, so we get $200 to repair/replace our refrigerator. With the amount we paid for the platinum protection plan, and the service fee, we could have purchased a new refrigerator.

I've had ORHP for almost 10 years... First few years were ok. Fees kept increasing year after year but we stayed, thinking as long as their service was fine, we'd give them a break. But their customer service just BOMBED. Grouchy receptionists, ridiculously unprofessional management. I still gave them the benefit of the doubt and asked to speak to UPPER management, thinking they'd care. Nope. Nobody who works for this company likes their job. They sound miserable, unprofessional, unhelpful, and downright "get me off this phone" bored. I made it clear that they were NOT doing me any favors by doing their job, but I am (was) a PAYING customer, paying THOUSANDS of dollars in exchange for services that were NOT being provided. The apathy and boredom was so absolutely incredulous. AVOID this company.

AVOID THESE UTTER CLOWNS!!! You have been warned. I have a home warranty with them, I called to make a claim for the sump pump not working which is covered in the warranty. Even though the warranty was covering the seller for the last few weeks and me (the buyer) they said they won't cover it as the house closing was today BUT for $100 they would send someone out (during the times I'm at work) to look at it NOT fix it, just look at it to tell me if it's working or not... the pump is in a foot of water, pretty sure that means it not working.
I've just got off my 5 the call with this clown show of a company because they transferred me to the wrong place which hung up after a pointless automated recording. It is painfully obvious with everyone I've spoken to they do not care in the slightest about the customer, not even a little. They are totally useless and I WILL be changing companies. I took out a home warranty in 2016. Cost was $550 + $100 for limited roof repair. In 2017, my water heater developed a leak. I called on a Wednesday, was told a service person would contact me. Two days later, received an email stating I had to find my own plumber, they had no one in my area. Called a plumber, he came out and said it definitely needed replacing. Old Republic said they would get back with me within 3-4 business days. I told me no way, this heater could burst and cause horrible damage. Fought with them most of the day until they relented and agreed to replace it that Friday. I had to pay upfront and wait for reimbursement. Later that year, I received my renewal and my policy had increased by $100 a year and my service call increased by $25.
2018; was having A/C problems in June in South Louisiana. Temps in the triple digits. Was told again; service guy would contact me. Two days later, no one in my area. I called a service company. After a very detailed conversation between the A/C guy and ORHP, he submitted an estimate. The unit was almost 14 years old and needed to be replaced. I called every day for 1 week, then was told they did not cover those brands. I had to start all over and get quotes from another company with the 3 approved brands. New service guy. Same conversations. It took 2 full weeks before they finally approved a new A/C that was actually more expensive than one of the original quotes!
I spoke to a supervisor who actually claimed certain things were not covered in replacing the unit and when I questioned him, he replied, "Do you need me to read the policy to you?" I told him I had it right in front of me and it did NOT say these items weren't covered. Great customer relations, right??? I had to do all the legwork, pay for the unit myself and wait for reimbursement. I felt that I was being penalized for the fact that they don't have service people in my area. No surprise, I have just received an email saying they will not renew my policy. No problem, I had no intention of renewing with them anyway after the crappy experiences with them! I don't know if all home warranties operate this way, but I definitely would never recommend Old Republic!

Old Republic denied our claim for Septic Line. $2800 dollars. Every time I speak to them, they have a different excuse as to why it's not being covered. Our 2nd claim was filed for our Washing Machine. They sent a Vendor that was horrible, his wife that handles customers actually hung up on me after saying SHE was closing my claim that had been approved, and my co-pay deposited. I only went with Old Republic because they said they covered Septic tanks and lines. They do not. There is a cap of $500 dollars on the actual tank, not disclosed when purchasing the policy. There are also caps on all appliance, AC/HVAC systems, also not disclosed.
We purchased this home warranty in April of 2018. Our Septic line from our washing machine clogged and we discovered it needed replacing. When I purchased the home warranty, the "sales" person was misleading. They also did not send us a "Disclosure of Coverage" until August 28th, months after we had paid them, and AFTER they denied our claim. I'm contacting the BBB, but Old Republic is not an accredited member. What they tell you upfront, isn't the end result when you file a claim. The Vendors they use are less than subpar. I tried to Google the Washing machine repair company, and couldn't find them.
I'm in a dispute with this company and intend to file against them in court. As they are in another State, my husband said our only chance is a class action lawsuit, with others joining us. I would never recommend this company to anyone. Their service & providers are horrible. If I would have waited on them to come repair my AC I would have needed a new AC unit. Very slow and unreliable.

When we bought our house our agent used Old Republic as the warranty company. Upon moving in we found the outlet to a washer wasn’t functioning, and called to get it fixed. They originally denied the request, so we complained to our agent. She spoke to them, and the representative said she thought we were trying to scam them! Our agent went to bat for us, and for $75 they came out and fixed it.
The next thing to break was our HVAC. We have spent roughly $100 every two months to fix it, one time paying an additional roughly $600. By the way, they upped our service fee to $100 after we got our agent involved in our initial request. Each time the reason for a new service fee is it is outside the 30 day warranty period. I’m really not happy with them, and my neighbors aren’t either. Each time our outside unit breaks, it makes a racket, and we tell our neighbors we have Old Republic Home Warranty coverage each time.

My husband and I just purchased and moved into our home. Within our first week, a crack appeared at the bottom of our toilet and was leaking water every time we flushed. We only have one bathroom. I called Old Republic and asked if we were covered, the rep said yes and I would be contacted by All Right Plumbing by the next business day and we would have to pay the 75 fee. Never got called. I called them the following week and left a voicemail, never returned my call. Called them again and finally got an appt the following week. The guy saw our toilet and said a bolt was overly tightened and that caused the crack. Got a call from Old Republic the next day saying our service request is denied because the crack was not due to natural wear and tear.
I call them back and the rep was useless, just re-read the report to me. I told them this problem is new, we literally just moved in, our house passed inspection, it obviously happened because the toilet is over tightened and were obviously using it, why the heck would it not be covered. On our contract under plumbing, there is nothing that says they won’t cover a crack or a leak. I asked to speak to a supervisor who again told me we were not covered because this crack is not due to natural wear and tear and they do not cover “faulty installations or repairs” even though we did not do this repair or was aware of it. I don’t know why we have this home warranty, it is completely useless. Do not use them!!! They will find any little thing to not service you and obviously their choice of service companies are not good.

I recently closed on a house and Old Republic is company used for the home warranty. After I moved in I noticed the AC unit was not functioning properly. When I called in they asked me when was the last time it worked. I told them I don't know and I just moved in, because of this they refused to cover the service. The company also informed me that the warranty was still under the seller's policy. Which I only mention because they say they would only cover it if there was a last known timeframe in which it worked. You would think common sense would be that one of the two policies should cover the service charge. They did do me a favor, because I own several homes and was considering putting policies on them, but after this experience it would be smarter to take would I would have spent and just set it aside. What is the point in a home warranty and if they don't do what they're paid to do. This is a waste of money. DO NOT USE.

My wife called for a service request for our garage door not working just after we got their coverage. They ask my wife, "How long has the garage door been broken?" My wife said she wasn’t sure, they then said, "Well we can fix it if the issue happen prior to the coverage be active." But the door stopped opening week after we got coverage. They are just after money. They will try to deny as many requests as possible. They are basically robbing people.

I called and reported a leaky faucet. They were quick to say I had a $75 trading fee and would be contacted by Allright Mechanical within 24 hours. When that did not happen, I left a message and continued to call until I reached them. Initially they were going to send a plumber in a week. When I complained that the water needed to be turned off to avoid other damages I was told I would be notified if a cancellation occurred. That happened the same day. A plumber arrived, pulled the downspout out and said it had calcification on it. This was not the leaky part. He did not take out a tool or inspect the faucet further. He said a follow-up appointment would occur and either the filter or entire faucet would be replaced and no additional service fee would occur. However, he had to collect the $75 fee to start the warranty process. He made notes on his phone and was gone within 10 minutes.
I called Old Republic in hopes of expediting the process and an hour later, I was told the faucet was not covered under my warranty, I needed to contact the manufacturer directly. If that was the case, I should have been told that information during my initial contact with Old Republic not 5 days later. Again, the plumber did not take out a tool or inspect the faucet where it was leaking. The water had been off for days! Do yourself a favor and don't buy this fake insurance. I paid $75 for absolutely nothing but frustration!

I called in and reported issues with 2 air conditioning units. Of course they were quick to say that I have a $75 trading fee, but they did not even hear (conveniently) that I have issues with 2 air conditioning units. They sent some loser company called MMAC the next week who refused to do both jobs because only one was reported... Now if I want to have the other air conditioner looked at (not even fixed), I have to pay another $75. Anyway I tried to call Old Republic while the mechanics were here but they were long gone and I was still on hold. So far over 1.5 hrs but still counting. Do yourself a favor and don't buy this insurance. You are better off just hiring someone on your own and pay out of pocket. It will save you a lot of headache and $75 for nothing!

We moved into a 8 year old house and purchased the home warranty. The washing machine went bad after 2 months. The company rep starts drilling us about providing the inspection report, were we aware if this was a known issues. I am thinking what the hell is going on here, is this the way a warranty company operates? Then 2 weeks later no contact from the independent contractor they assigned (he was on secret vacation hiding this info from ORHP), and I have to work through a supervisor. I scheduled a Sears repairman, because they could get a contractor to come, which seemed odd to me. This worked out, because I ultimately received a new washer. But, there was more to come.
The second issue I had was a vent pipe was leaking water from the attic. The questionable plumber "technician" looks at the leak and says that there was an issue with the plumbing design which he said was not proper, and that some of the claim may be disallowed. He wanted to charge $500 to run the drain through the basement cut out. I contacted ORHP and the REP stated that they agreed with this questionable plumber and would not cover anything. At this point, I wrote off ORHP and let the warranty expire. Note: I went to Lowe's, and spent $10 and fixed the leak myself, but was out the $100 visit from the "Idiot Plumber". There were several red flags with the "Plumber" provided and company Reps. It was pitiful. I did work with a supervisor on the first issue and felt that she resolved the washer issue in good faith. Otherwise, company reps are poorly trained to assist their customers and work on our behalf instead of an "Adversarial" position.

I have had this warranty for a year and a half. I just canceled it 'cause they have no one in my area to come and repair a broken water line. I drove 1 hour to a Home Depot. Got the part and fixed it myself. Why do we pay for something they can't supply when we pay for it then they make you go online to cancel and when I called three days later to see if it's been cancelled and my payment has been refunded they say it takes time. It sure don't take time for them to take their payments from our accounts. This is one warranty I would not recommend.

Me and my husband purchased our home 7 months ago. We purchased a home that was built in 1976, so it was important for us to have a home warranty. My mom is a real estate agent and had sold thousands of warranties with Old Republic. About 2 months ago we woke up one morning and our house was almost 80 degrees and not cooling off. We have a 6 month old baby (4 months old at the time), so we immediately called Old Republic to request that someone come and look at our AC Unit. It was a Saturday morning, and we were told no one could help us till Monday, even after informing them we had a 4 month old child living in our home. It took us almost a week to get anyone out to our home, and the first company they sent didn't even do HVAC. They were a handyman company.
Once we showed how frustrated we were they allowed us to have our own HVAC person come out. Fast forward, we have now had 3 different HVAC specialists at our home and 2 certified electricians. We have determined that our AC unit is pulling a lot more power than it should, which is causing it to trip our breaker. Old Republic just keeps trying to send out additional technicians every time we call. They won't give us a straight answer, and just keep telling us they have to send out a new person. We've had 5 different people out a total of 6 times, and they still want to keep sending out individuals. Despite the fact that they have been told if we replaced the unit it would stop tripping the breaker.
Old Republic refuses to do anything until someone can tell them what is making it do that. But no one can figure it out. Now we are so beyond frustrated, it's been almost 2 months, and we need this issue fixed before it causes additional issues. So we are now paying the $2500 to replace our unit, even though we have a home warranty in place. Not to mention every time I've called their company the people I talk to tell me I am wrong and I don't know what I'm talking about. They are rude, refuse to let me talk to a manager, and tell me I'm impossible to work with. I'm pretty sure letting 5 individuals come to my home over and over again is being pretty patient. I would NEVER recommend anyone ever use this company. I cannot believe the level of terrible customer service we have received.

Worst warranty company ever!! This is mine and my husband first home and the since we moved in the AC has been broken. So we called this worthless company. They send someone out they say it's the compressor. So 2 weeks later they get the part in and "fix" the AC. Well it wasn't cooling my house at all! So I call them again they send someone out again. He says it's running fine. We gotta give it time to get all the humidity out of the house before it cools... so I said, "Alright. How long?" He said a week to a week and a half. Well time went by and still wasn't working!
Called again and they say we will get you second opinion and since it was going on for a month we were a priority... Haha don't ever think priority for this company means **! We didn't get picked up until 4 days later than were contacted for another 3 days then I had to call him and tell him he needed to come because this was ridiculous! Well he comes tells us what is wrong.
Well it was another 2 weeks before I got annoyed and called this piece of crap warranty company to see what was happening and they say no one has given them the report. I flip ** and they say they will call me as soon as they find out what is going on. Guess what! They didn't call us back. Surprised not me! So I gave it 3 days and then called them. They tell me they wont do anything till we say we will pay 475 dollars to replace secondary damage!!!
By now this has been going on for 2 months! I have told them from the beginning this was not working. But due to their ignorance and not doing their job this is damaged and apparently that isn't their problem. So we are trying to understand why we have to pay for this right. Then she says, "Wait this happened because of the part that we fixed broke again? Well than we can't cover this at all." It was an improper repair so it isn't their problem anymore. How is that possible?? We didn't pick the morons who installed that part wrong??? You did! And let this go on so long that it a bigger problem now! But yeah you guys mess up and want nothing to do with it! Worst company ever! If you want to just be run around with ** and be told they ain't covering it then this is the company for you!

Called the company on Saturday, July 7, to tell them my a/c unit was not working. They said they would send out a technician on Monday to fix it. (It was 107° that weekend. Temps varying in Las Vegas from 105°-108° this week.) The technician arrived, spent about twenty minutes, and came back to tell me my a/c was broken and needed a new compressor. We had to call Old Republic, because the tech was "new" and didn't know to call in.
Old Republic told us they needed to order the part (?) and get it to the a/c company to install. It is now Thursday, SIX DAYS after the a/c broke, and still no appointment for repair in sight. It has been in the high 100s° all week. My family and pets are suffering. We already had to buy a $400 portable a/c unit and take the pets to a pet hotel. Already costing us $700+, for a job that could have, and should have been fixed in one day. Absolutely ridiculous. After this is resolved, I'm switching companies and never using this trash again!

I cannot say enough terrible things about this company. The only shower in my home was stopped up and I called them to send a technician out. 4 days later I had not heard from the technician and decided to call them on my own. The number they gave me did not work, so I looked up the company online (no reviews on Facebook, Yelp, etc) on my own and called to leave a voicemail. 3 days later I heard from them to schedule an appointment for a week later. Like I said- the only shower in my house wouldn't drain and I couldn't wait another week. They said if I called my own contractor I could call when they had a quote and be told the reimbursement. I did that, had a plumber at my house same day - they said they would only reimburse $150 of the $320 bill. But I needed the work done and accepted. Fast-forward to my check in the mail - for only $75.
I have been arguing with them for days on the phone with call backs just to have them tell me that the woman on the call should have told me the $75 trade call fee would be taken from the $150. They admitted fault but said verbatim "You are not going to get another $75 from Old Republic." Absolutely terrible customer service & a pack of liars. They look at the facts, know they are in the wrong and do not care about their paying customers. Their contractors are also very obviously bottom level unknown probably one-man companies. Look at the customer review ratings, terrible. You are better off not having any home insurance than having Old Republic.

First off, I want preface this by saying I NEVER write online reviews. This is literally the first online review I have written, and I am 31 years old and spend a lot of time on computers. However, I feel it is very important that people do not use this company and so here I am. My wife and I are first time homeowners, and when picking a home warranty, we referred to our real estate agent. She gave us a list of 10 warranties, and to our misfortune, we picked the standard plan from Old Republic Home Warranty without first checking the reviews.
About 2 months after buying our house, our AC breaks down. Instantly, we call Old Republic to get this fixed. They send a tech out (which costs 75 dollars), and the tech gives us a quote for 1300 to repair the evaporator coil. We ask for Old Republic to cover the cost. However, they state that because this unit is under warranty (PARTS ONLY), they will not cover a dime. I argue that they should cover labor.
They point out the fine print that they don't have to cover anything if an item is under warranty. What this effectively means is that NOTHING in our home is covered, as our house is less than 5 years old and every appliance is under warranty. We then went and got a second opinion on the fix. The hilarious thing is the next company we had come out did not require a service fee, and also quoted a price 250 less than the first one. So if we just hadn't bought the home warranty, we would have saved 75 dollars from the service fee! So our home warranty actually ended up costing us MORE to have while also not paying a dime for our services.
Luckily for us, we had an inspector warranty on our home through residential warranty services. They worked with us and paid 500 from what our final cost was (1100). The 500 was the max that their plan covered. Though the situation didn't end up being ideal, I am thankful that we had the AC go out when it did. If it had happened a month later, we would have been stuck paying full cost.
The other thing that I'd like to do is explain how to cancel service with Old Republic Home Warranty. There is literally nothing online on how to do this. If you call to cancel, they send you to an automated voice (apparently if you're planning to stop using them they won't even talk to you) that tells you how to cancel. So the list is below. 1) You must send a written email (no other way to cancel than email) to cancellation@orhp.com. 2) The email must have your name, plan number, property address, reason for leaving, and refund address. 3) They will then call you back later to try to 'retain' your business. Don't be a fool. Cancel your service. 4) You will get a refund that is pro-rated with a 50 dollar 'service fee'. We both know the fee is just one last kick in the balls. I wish anyone who uses this company luck in canceling their service. Run far, far away!

We had an ice maker their vendor not only assaulted me verbally for being upset about how long it took them to repair the ice maker, they damaged the line and made us pay and additional $100 service call which Old Republic had no choice, but to credit the fee back.
The ice maker took 45 days to be fixed. A/C issue - took 3 weeks and the system broke again a week later. Plumbers won't snake the line if access is on the roof and wanted to charge me $650 to add access line in the bathroom. This list goes on and on... After one year with them, their unsatisfactory customer service, poor vendors and workmanship and all the unnecessary hassles of feeling like their vendors just want more money... We are running for the hills. DO YOURSELF A FAVOR AND FIND ANOTHER HOME WARRANTY COMPANY!!!

We bought our home almost a year ago with a home warranty from Old Republic. We have had issues with our heat pump and air handler. We called Old Republic and their service guys couldn't fix it and we still got to pay their price. After several service calls from other heat and air people and 5 different fixes, we finally were advised to buy a new unit. None of this was covered since we didn't use their guys. I have written them a letter with copies of all the repairs and the new unit and am waiting to hear back.

I wish I had read previous reviews before I renewed my policy. Seller provided policy for our first year, and we actually used it twice, service was good. $600 was pretty steep, but we opted to renew because we have an older home. Called yesterday for broken AC. I was told I would receive a call from “local” service provided by next business day. The company that called today is based in NC, and the first available appointment was 6 days out. I should preface this by saying that it is 100 degrees in SC... And their response was “sorry, that’s all we have.” I should also point out that the person that called could not have cared less.
I called warranty company back, and they basically said “it’s summer and it’s busy”. Funny that I was able to find a local service provider on my own that came out TODAY, and total repair was less than the $100 that I would have had to pay ORHP service provider. ORHP also told me they would of course not cover expense because I went out of network. Bottom line: Save your money, definitely not the “premier service experience” that they promise.

This policy came with the house I bought 2 1/2 years ago. Being concerned specifically about the air conditioner unit, which never sounded quite right to me, I renewed the policy with the platinum A/C protection. I read the policy carefully. All parts of the A/C are covered even if they need to be replaced. The time came that the blower motor needed to be replaced. Sorry, not covered. It is under Maytag's manufacturer warranty. I have placed about 7 calls over the last 2 1/2 years. It typically takes 3-7 days to get someone to come out and look at the issue. They charge you $75 and tell you it is not covered - whether they actually do anything for you or not, they charge you $75. Faucets - not covered. Bathtub - not covered. Dishwasher - covered, but not really in this case. A/C - even with the added A/C coverage - not covered. This policy is useless. The only thing this company does well is take my money!!

I have an active service request for a malfunctioning range which was opened a month ago. This unit was serviced and the oven ignitor was replaced enabling the oven to turn on, but the problem persisted in that the oven would not stay on. The technician who originally worked on the unit said that if there continued to be problems that the control board would be the next to be replaced. I called to initiate that service request and the part was supposed to be put on order on 5/21/18.
Then, apparently, a week later it was decided by someone at ORHP that the work was no longer authorized because there was a manufacturer’s warranty active. Two points: 1. I spoke to Kenmore today and they have no record of a warranty on this unit or at my address. Whoever determined that there was a warranty is very much mistaken. 2. They claimed that the 100$ deductible for service was not refundable even though it was them who decided after the fact that my unit wasn't covered when they already had a service ticket in process which was partially but not entirely resolved. This 100$ was a per issue fee and they have decided that it is appropriate to keep this fee even though they also decided not to fix the issue. True to form they behave like an insurance company and I will need to fight to be made whole.

I received a "free" home warranty with ultimate protection and air conditioner coverage. What a joke! This company doesn't do anything except charge you $65.00 to send a technician out and then tell you whatever you've called about isn't covered. I am 0-4 with trying to get repairs covered under their plan. It's a complete racket and a waste of time and money.

We purchased our home about a year ago and received a seller purchased warranty. About two weeks ago we put in a service call for one of the two HVAC systems in the house. The local company technician arrived midday the following day and promptly diagnosed significant problems with the system. He put the initial call into Old Republic and by the end of the day we had a commitment for not a repair but a completely new system. The only cost to us were environmental disposal fees and the replacement of some prior work that had not been done to code. The representatives with whom we spoke at Old Republic were always professional and helpful. Our new system has been timely installed as promised and we could not be more pleased with the service. Coincidentally our renewal notice arrived this month as well and we will be staying with Old Republic. After this experience, we would highly recommend them.

Bought a house that came with an Old Republic Home Protection warranty. The same month that we were about to renew, we had an issue with our oven where it wouldn't heat at all. The stovetop worked, but the oven would not. Called ORHP to get a repair, was informed that it would be a $65 service fee payable to the technician that came out, and was told the company name that would be calling me to schedule a repair date. All of that went easy and professional. A few days later, the local repair company (Battle Born Heating and Cooling) contacted me about a service date... unfortunately it would be another week-and-a-half before they could get to me.
I figured we could go two weeks without an oven, so I made the appointment. Fast forward to our appointment and then a very nice technician spends about an hour on the oven and cannot precisely give me a reason for its failure because there is no wiring diagram on the oven. Not his fault, nor either of the companies. He would need to do some research and get back to me in the next week. TWO-AND-A-HALF WEEKS later, the company finally calls to schedule me an appointment to repair a faulty gas valve... and THIS appointment wouldn't be for another week. The technicians show up, make the repair, call it good and leave. A couple nights later night my wife was using the oven and when she went to take the food out she almost passed out from the combination of gas and heat that billowed from inside the oven.
It was a Sunday, so nobody was there to answer at Battle Born Heating and Cooling, so I called ORHP to get another company to do the repair, but I was told that since the first company started it, that is who needs to complete it. I complained that they take weeks, not hours or days to schedule an appointment, and was told by ORHP that there wasn't anything they can do about it. As of this writing, it will have been over a month-and-a-half that we have not had a workable oven, and it still is not fixed. ORHP customer service was decent, but their policies and the companies they choose to utilize in the Reno area leaves a lot to be desired. Our ORHP warranty ran out just the other day, but I will not be getting another home warranty with ORHP.

We have held onto Old Republic coverage anticipating the day our pool equipment would finally break. Well, old age & wear and tear hit and lo and behold, Old Republic sent out a "technician" who couldn't even be bothered looking into our equipment far enough to see what the problem was. He gave a bogus cause and left. We called Old Republic and asked for another technician to be sent out which they refused. Needless to say, when you finally need a $2500 piece of equipment replaced, Old Republic refuses to honor their warranty. They just lost a customer who has faithfully spent over $1,200/year for 5 years in coverage fees as we won't renew our contract with them next month. Shame on you, Old Republic.

I've been with ORHP for the last 5 years. They were 5 star 5 years ago. Seems they've went down a star for each year I've been with them. Last 2 times I called they didn't have anyone for that in my area. "You can contract someone and we'll pay what we think they should charge." NAH. I'm done! I wouldn't suggest using ORHP to anyone.

Dishonest, deceptive and don't care about the fact when comes to a large cost, they blame the customer and says, this is sequential and not covered by warranty. I talked to an agent who believes that I am a liar. Their service provider came to my property twice. First time they came and broke something and didn't tell me. When I found that out, I called them, they came and told this Old Republic that it's broken whereas they broke it at the first time. I told the agent that they came to my property twice and first time broke it, and the agent said they file shows they only came once. I still have two invoices/notes with two different dates from the service provider. He didn't believe. Then I asked him if I can talk to his supervisor. He said sure, the supervisor will give me a call. Nobody called me. Then I called them again. Talked to another person, wasted another 30 minutes, and no results. So poor service, don't recommend anyone to use this company.

This home warranty was provided when I purchased my house. The day after closing we moved in and found that the toilet leaked so I called just to be told that they would not cover it because we hadn't occupied the dwelling over 24 hours. 1 month later I called because the outside electric wasn't working. They said they wouldn't cover it. I screamed and yelled and threatened to sue them if my house burnt down. They sent someone out! 6 months later I called... today... And told them that the water spigot outside developed a leak and wouldn't stop running and they told me that they wouldn't cover it because it was outside. PLEASE STAY AWAY FROM THIS COMPANY. HORRIBLE.
I asked about canceling the contract. They told me it would be a 50.00 cancellation fee. And transferred me to a recording that told you the steps to take and then they would see if they could resolve the issue! Is my faucet supposed to run continuously until they "see if they can resolve the issue". BAD JUJU. Hope they go out of business. Treat people bad and be dishonest... KARMA... BAD BUSINESS.

As a real estate agent I have referred many to ORHP over the years and have personally used them for my properties. However, it appears that the level of Edwin, **, a customer service representative is one that doesn't seem to match the ORHP that I know. He was short, impatient and became smart with me when I did not accept his answers today. Perhaps he needs to be retrained and moved to a back office department where he has no customer contact. I hope ORHP will look into his representation of the company and make a change. A company's reputation offline and online is very important to its growth. Buyers beware. This goes for all Home Warranty companies.

Got a homeowner’s warranty with this company when I bought my house, and ended up having a couple of claims. Each time, they treated me like a criminal, apparently believing that if they got a claim, the customer must be perpetrating some kind of fraud against them. The service levels were truly horrible, the process was painful, and as far as I can tell, their principal strategy is to collect the premium and then make it so terribly unpleasant to make a claim, that if you do it once you'll never do it again. Avoid this nightmare at all costs!!!

I had encountered a problem when ORHP denied a repaired on a covered air conditioner. I asked them to reconsider. They sent a second service provider. ORHP agreed to the repair after the second provider explained the problem to them. I am pleased they were objective and willing to listen. I would continue to recommend them.

We made one claim with Old Republic, and after our one and only year with them, they said they would not renew our policy, they gave no reason. One must wonder if it's because we had a claim, nothing else makes sense. We bought a house built in 1928, most things had been updated, but the AC units looked old so my realtor advised us to get a home warranty plan, realtor picked Old republic, not us. So when the AC unit, they paid out approximately, $3,600, new unit was about 14,000, so I think they got off pretty easy as is. But to give no reason, just not renew, what else could it be but the claim we made?

A home warranty plan was included with our home purchase. We bought up to include some items not covered by the basic plan. In July, when the temps were hovering around 105 degrees, Old Republic could not get a technician over for 10 days. TEN DAYS at 105 degrees? I don’t think so... I cancelled the appointment and we had it fixed the old fashioned way, we paid a professional technician what he was worth.
Recently, in fact the day before cooking a big family meal, our dishwasher stopped working and our range was having intermittent problems. A week later a technician could finally fit us in - miracle of miracles, he was the same technician who was scheduled to fix our A/C last year. I feel like they only have one tech, who is a jack of all trades. Two weeks passed and I called the tech to see what the status was. He had found the parts for the dishwasher but was having trouble with the range. He wouldn’t return until he had all the parts cause he didn’t want to make two trips... Several more days passed before ORHW called me to get some identifying information so they could order the parts which should come in within 24 hours. The next morning, they sent me an email stating the parts would be in 10-14 days from now. We won’t be renewing this policy.

Just called to order a new plan on my duplex. I have 4 policies with Old Republic and my husband is a realtor - I reached someone and when I said he was a realtor, the girl transferred me to another department... recording said wait 2 min., then 3 min., then 5min, etc. etc. I was on hold for 13 minutes. So... called back and the girl said to just hold a minute... well, I waited another 10 minutes and she came back on the line and was not friendly. I asked if there was a problem - she didn't answer but asked me what property I wanted to insure. I told her it was for a rental property and she said, "Can you hold a minute..." At this point, I said, "NO I WILL NOT HOLD AGAIN AND I WOULD PUT MY REVIEW ONLINE RIGHT NOW."

For months we had been getting sick as a result from the air quality in our recently purchased home, hospital visits and urgent care visits. After having everything and anything outdated in the home that could have been the cause we narrowed it down to our 30 year old system, when we opened it the portion where the air was passing through was warped, destroyed by water damage, rotting, and rusting to the point where it is unusable. The minute we saw the conditions of it we shut of the electric to it. Good thing we had purchased the Ultimate Platinum Warranty... I couldn’t have been more disappointed with any service I have ever purchased.
The contractor they hired basically told me it had to be replaced, he sent pictures and a report to Old Republic - they said because it was not anything mechanical they couldn’t do anything about it. They told me to stop calling every time there’s something wrong with my unit - literally (I only called once. The second was a recall to the first service). I offered to send them my own pictures to make my case and they denied it. I don’t see how their own contractor recommended the homeowner to replace the unit and the warranty company would deny the advice of the same contractor they hired to repair it. Do not buy this warranty, I wish I’d read the reviews prior too, what I can see is more people have been dealt the same card. I wish I’d saved my $590 to use it towards the replacement of my unit. I will not be renewing my warranty and I’m happy I found this out the 1st year and not years from now.

We just bought a house with a 1-year home warranty. We had a faucet handle in a tub and a spray hose fitting in the kitchen break off (internal parts). The company refused to fix it saying that they were mishandled or broken before - which they don’t cover. I’d just like to know how a homeowner is supposed to know what’s broken beneath the surface when the warranty company seems to know all. The plumber they sent was many hours late and didn’t have time to fix the issues. And then we went for 2 weeks waiting for them “to get the parts”- only to be told finally that the plumber had deemed the damage to be due to mishandling. Don’t count on having any major repairs fixed with this company.

I find that the majority of the coverage is just really basic appliance coverage which is at the discretion of the company called out. We have placed 2 calls and neither covered due to the company deciding that the age of the appliance must have created a pre-existing condition. Upon renewal, Old Republic increased from $50 to $75 and the coverage appears to have gotten more stringent. We didn't renew yet they will constantly call and tell us we are eligible for review. We have sent emails to them asking to be taken off their call list however it still continues today.

They refused to pay for the price of the repairs to my heating unit. They paid a ridiculously low amount that wouldn’t even cover the amount of the parts let alone the labor involved in the repair. I researched the parts myself and they lowballed the parts and labor involved in the repair by an incredible amount. The labor and parts cost $650 and they covered $175. That’s complete horse crap. I hope they lose their business.

I have now dealt with this company for 2 years and it is always the same thing. Preexisting or the sellers must have done it and they don't cover anything done by another person to ANYTHING because they must have done it wrong. Did you know they also don't cover anything done by pets & pests and people and pre-existing. If you bought a home lived in before, don't get this warranty. It means absolutely nothing to them. Before you buy a home for one, get a really great home inspector. It may cost a bit but I guarantee you will be making the best decision for your long-term happiness. And if your realtor tells you that they got you a home warranty, say, "No thanks" and take the seller's money used out of my cost. This warranty will give you nothing but frustration and if you write them a bad review, you will start getting harassing phone calls like I did from a Ms ** from corporate whose message sounded like she was about to tear into me.
I'd love to play it for you since she left it on my answering machine. No illegalities about that. Think of a way I can post a voicemail and I'll do it. Home warranties are made for Real Estate agents to con you into a false feeling of security and you buy into it until your first repair. Mine happened the second week I lived in my house. Now they wished they didn't fix because they were defrauded to "on good faith". This was a good house. It was and is not so they have not fixed anything at all this year so my contract is up and they are gone. I will never fall for that line of nonsense again. Remembers, buyers agents get paid by seller, not you. I'm finding their loyalty questionable. Be careful!!

Want to give some advice to folks so they can learn from our experience. Our refrigerator went out and service call put in 2/12. As of today, we still don't have a refrigerator. I posted on their Facebook page and I got put in touch with a specific person, which I thought would help. But after repeated visits by a tech, swapping out part after part, Old Republic finally decided to go for replacement.
Except they're claiming that all the repair costs to this point are deducted from the coverage limits, and lower the amount they'll pay for replacement. (No option was given for them providing a replacement either). The offer they made is about a thousand dollars less than the cost of equivalent appliance, so now over a month after putting in the call, we have no fridge and not enough month to buy a replacement. At no point were we given an option for replacement, they wanted to go forward with the repairs or give us money to have repairs done ourselves. So take that experience as what you can expect if you decide to get service through ORHP.

Save your money. Old Republic doesn't pay for anything. If plastic components break and/ or missing they deny your claim. Too many clauses. Better off putting money toward a handyman or reputable service repair company. Customer Reps need better training on conflict resolution.

I have had the handle on my built in microwave break three times. I have asked them to replace the item instead of doing a band aid repair that lasts about a year. They keep telling me if it can be repaired they will not replace it. Obviously after breaking three times in the same place it can't be successfully repaired. It needs to be replaced but I am unable to get them to do so. I'm feeling at this point that this home warranty is all a scam. I hope they prove me wrong by stepping up and replacing the microwave like they should have the first time. I did not have them send out a repair person this time so I do not have an order number. I couldn't see paying another service call fee only to have a band aid fix AGAIN.

On December 22nd I contacted Old Republic Home Warranty to fix a dishwasher that had been experiencing issues. LA Appliance is assigned to fix dishwasher and arrive on the 27 and by the 30th they diagnosed the dishwasher as needing a new control panel. On January 3rd I was sent a text message from LA appliance saying that the parts were ordered but I was informed at a later date by Old Republic Home warranty that the parts were not ordered until the 4th or 5th. Not sure why there is a discrepancy there. At that point Old Republic/LA Appliance informed me a technician would arrive on January 23rd. LA Appliance determined that something else was wrong with the dishwasher after the brand new part ordered directly from the manufacturer in New Zealand was not solving the issue.
After speaking with Old Republic, I was informed that the wrong parts were ordered on the 23rd and another technician will be coming out. On 29th another LA Appliance company tech comes out but they are unable to get the dishwasher working with the parts. Then on Feb 2nd after speaking with Old Republic again to solve the issue because I never got a call back after the visit on the 29th, I was told “LA Appliance didn’t know what was wrong” by Old Republic reps and that the order would be transferred to City Appliance. February 6th City Appliance orders new parts for service. Feb 9th repair appointment is set with the same parts as before with LA Appliance. Appointment is rescheduled for the 13th, the company texts me and rescheduled for 14th. They no call, no show on the 14th on Valentines Day, I follow up and call and Thursday to speak with a supervisor, I never get a callback.
I call again on Friday to speak with a supervisor and then I call back again on Saturday the 17th. All City Appliance rescheduled twice and I was unable to work on the 13th, 14th and then the Friday before causing me to miss out on 3 days of work with nothing ever being done by the appliance company. Now Old Republic wants to send All City to come repair my dishwasher with the same parts that didn't work with LA City Appliance. I don't trust them to complete the job and they are doing this so they don't have to replace the dishwasher. Now they are forcing me to take a $637 payout in lieu of being unable to fix the dishwasher.

In June--July, 2017 my husband and I and our pug dogs had the absolute worst experience we've ever had without air conditioning (and we live in the desert) during the hottest months of the year. Temperatures were over 110 degrees and we had to spend approximately $900 to stay in a motel because Old Republic could not properly fix our air conditioner in a timely fashion. We are seniors with health issues; it was extremely hard on us and our pug dogs cannot breathe in extreme temperatures. Old Republic does not reimburse for days spent in a hotel even though they tried to fix our A/C unit once and when it still wasn't fixed, they had to order "other parts" necessitating us to stay AGAIN in a motel. All together we were in a motel for about 8 days and nights. My husband works out of our home and was only able to work partial days due to the extreme heat.
We even tried using a "portable" A/C unit to cool off one small bedroom in our home, but to our dismay it DID NOT HELP lower the temperature. When I would call my Sales Rep. or her manager to ask if there was some way to expedite getting the parts to fix our A/C, I was told they were working as fast as they could. The funny thing is, when I would talk to the A/C company to ask when they ordered the parts and if they could be sent "overnight," the A/C company told me that Old Republic did not request an overnight delivery. I am canceling my coverage and have decided I will not get a home warranty again as there are too many "ifs," "ands" or "buts" in the contracts I've seen. There don't seem to be any home warranties that will pay a customer back if a hotel/motel is necessary due to them dragging their feet on fixing major necessities of life such as air conditioning when one lives in the desert.

I am giving two stars because I did meet a very honest plumbing contractor through this company that I will use again in the future (privately paid, of course). Our real estate agent gave us a policy as a gift when we purchased our house, we should have canceled after a year because by then we knew the house pretty well. However, my husband renewed for several years, this company got a LOT of our money. When we eventually had issues with an intermittently non-draining dishwasher and toilets that were constantly running, I made a call for service. The plumber is one contractor, and the appliance guy is a different contractor, so the company got two trade fees. The plumber was great, he was very honest and told us his hands were tied and our toilet replacements would have to be the cheapest thing from Home Depot unless we wanted to upgrade and pay for it. The toilets we got were so lousy they would not even flush a mosquito. Horrible.
The plumber was apologetic, and came back on his own a time or two to adjust the cheap replacements in an effort to make them work better, but he acknowledged that the product that Old Republic supplied was simply inferior and cheap. He took a look at our dishwasher and said that it was so old that it would be unsanitary for us to use it, since we had let it sit idle for a year because of the intermittent draining problem, and that it needed to be replaced, but since he was not the appliance contractor he could not do the work. So the appliance guy came, a young kid who was rude and hastily put the dishwasher through abbreviated checks of all cycles. He did not see a duplication of the problem and said the dishwasher was fine. He did not even let it run an uninterrupted full wash cycle as we requested, so I feel we were ripped off for that trade fee.
I noted these concerns on the service receipt that I had to sign, which infuriated the rude appliance guy, but I never heard back from anybody. Tried to cancel the policy but was reminded that it is a 50.00 cancellation fee, so we waited out the couple of months remaining. Be advised that leaking hose bibs, leaking windows, any external plumbing is not covered, and also be aware that instead of using one contractor or plumber that could fix everything on your list, they will want to send out multiple "specialists", each requiring a trade fee that is no longer even competitive. Remember, their cheap toilets won't even flush a mosquito.

We purchased a house in Aug of 2016 with a home warranty from Old Republic. In Dec. 2016 our hot water heater went out. We were told that they would not cover any of it since it was still under manufacturer warranty. (Everyone knows that manufacturer warranty never covers labor only parts). We covered the expense of the replacement ourselves after going round and round with the company and numerous faxes for continued paperwork that was already faxed but they could never seem to find.
I made several attempts to contact the hot water heater manufacturer and it took a year before I could actually get someone there to give me a straight answer and tell me the manufacturer's warranty wouldn't cover us since we weren't the original purchasers. I re-faxed all paperwork to Old Republic along with explanation of why they should have covered it. They told me they could cover the expense because we didn't have a current policy with them! At the time of the occurrence we did and they should be responsible for this repair.

THEY ARE A HORRIBLE, UNETHICAL COMPANY WITH TERRIBLE CUSTOMER SERVICE. They have flat out refused to pay my claim for my pool equipment that went out, even though I paid extra to have it covered. Now, my furnace is out and costs over $4000 to replace. They are only offering to cover $712 of it. They give the Heating Company $365 of that for labor and the rest is spent on the crappiest, cheapest unit they can find. They instruct the call takers to treat the customer as poorly as they can. They will be all sweet when you need a call sent, but when it comes to getting your money for a bid, they make it very well known that they don't give a crap about any of your expectations and you can just go ** yourself. Save your money, don't work with them. Contractors are leaving them left and right. That's why they can't hang on to good contractors.

We recently bought a house in Fairhope, AL. The previous owners supplied us with an Old Republic Home Warranty plan because they knew there were a few things in the house that were old and would need fixing. We have had a plumbing problem, a ceiling fan problem and a gutter problem which we contacted ORHP about and each time they would hem and haw and finally tell us the problem wasn't covered even though it states in the plan that some were covered. This is a pretty slimy company which specializes in smoke and mirror business practices in my opinion.

Each time I call I am told there are no providers in my area and it is my responsibility to contract the help necessary. HOWEVER, when I do that no one meets their criteria, won't cover anything I have asked for AND I am expected to pay the full cost of everything that needs repair or is broken. Let me clarify that. THEY WON'T REPAIR ANYTHING EVEN IF IT'S A MATTER OF DAYS BEFORE IT COMPLETELY BREAKS DOWN. My furnace is the perfect example. What started out as a faulty fan (wasn't turning when necessary) and a leak on the outside heat pump which causes the pump to run for up to 10 minutes before ANY heat comes into the house and when it does it has to be set way above 75 just to get heat. After it starts working it never shuts off!
It's 15 degrees here and I would like my furnace/AC pump to work efficiently and properly. This is costing me a small fortune I cannot afford. Then there's the dishwasher that doesn't clean the dishes, the rinse solution runs out the door and onto the floor but because the dishwasher has not completely stopped working (in their opinion) they will do nothing. How about the garbage disposal? Ditto! Having to pay for these items myself before they will take care of anything is another burden. If I had that kind of money sitting around I wouldn't need insurance.
They say I live in a "rural community". I live 15 minutes east of Spokane, WA and that's why there are no providers available and apparently the ones I have contacted and who have spoke with Old Republic are "not acceptable". I have spread the word among the realtors and their staff that I am in contact with "stay away from this organization". To buyers and sellers "REFUSE" to pay for this so called service. Total and complete waste of time and money! I highly recommend you DON'T WASTE YOUR MONEY ON THEIR SUPPOSED "HOME PROTECTION".

I used Old Republic three times last year. I followed their guidelines for requesting service. There was only one slight problem with making contact with the service rep. All the repairs were done in a timely manner and as per Old Republic's warranty. My only concern was the pipes to our new water heater were not covered. I have renewed with Old Republic and will continue to do so until there are major problems that I have read about from other reviewers. Hope that doesn't happen.

There are many home warranty companies in the marketplace and I highly recommend Old Republic for your home warranty company. They are easy to reach, quick in finding excellent service folk, reasonably priced and always accessible. I have maintained my service contract for many years with this same company, BY CHOICE, and the service continues to be reliable and good. Have heard stories of other similar companies and not one seems to maintain the same standard of providers that I've experienced with Old Republic, and that's why I am taking the time to write this review.

Our policy was purchased by the sellers of our home. Unfortunately, shortly after we moved into our new home, we had some issues. Some were successfully resolved in a good manner. Others, were quite the challenge. We discovered that the service companies are supposed to file a report within 48 hours regarding the service needs. However, there is no internal mechanism that alerts the company when the reports aren't filed time. We had one service company that came out and then, disappeared. I had to wait three weeks while they made continued attempts to reach him (after I notified them that he was not reachable) and then, they finally reassigned someone else for the service call.
We've had substantial issues with both of the air conditioning units. Before it was finally resolved, we used 4 different servicing companies. These companies never had the same person and sometimes, the technician indicated it was their first day with this company because of turnover. The units had most of the internal parts replaced at least once. I'm sure some were done twice. Our air conditioning was out for 3 months starting in August. As my sweetie has MS, this was not acceptable. Calls didn't help and we were just given one story after another. There are no set of circumstances where I would utilize this warranty company again.

I paid over $500 for their supposed "Ultimate Coverage" but the only thing here ultimate here is the insult of being told "oh that's not covered". Seems their list of things covered is growing smaller and smaller. Was told by one of their representatives my faucets in my bathroom are "covered" and my leaky shower too and wobbly kitchen faucet, after the plumber came out charged $65 and I get a phone call from Old Republic that Kohler isn't covered, even if it was not Kohler. The customer service is abysmal and lame as can be. I absolutely would NEVER recommend this horrible business due to their completely dishonest business dealings. Run, don't walk from these people. They are the worst!!!

My clients called and Said I needed to quit using this company. I have used them for years. I write some up for right at a $1000.00. My clients this year are very unhappy with them. They used two different companies on one problem because it wasn't fixed. Part of the ceiling fell down and both companies said it was the other company's fault. It cost my people a lot of money.

Policy was purchased by home seller who sold us a lemon. Leaks, missing pipes, dangerous wiring. Old Republic sends out THEIR subcontractors who charge 75 bucks to write down what you say to the operator at Old Republic. We had a leak from the sink to the fridge water line. “Not covered.” Old Leaking water heater: “Not Covered.” Faulty wiring: “Not covered.”
This week we discovered a broken pipe that leads to the garage for the clothes washer. They sent another grifter whom immediately began scheming on how to get the coverage in cash. He said he’d overestimate the problem and we could get the cash and pay him to fix the problem another way. EVERY company they send wants to pull some version of this scam. It’s now cost me $300 for these grifters to waste my time and piss me off. At least they’re nice when you call. GRIFTERS. DO NOT USE!!!

I'm a Real Estate Broker and our office averages 60 - 75 agents so you would think they would pay attention to our service calls since they depend on our referrals but not so. I've had a service claim in for 9 days to repair a covered ceiling fan, 3 back up calls including one to their local rep who has always assured us she would get involved if any of our clients ever had service problems and still, no contact yet from any serviceman. I will be pulling all their fliers from my office today and will not be EVER referring Old Republic again.

Stay very far away from this company!!! We needed our ice maker repaired and opened up a work order. After 3 days of not hearing from the repair company that had been assigned to the repair, I called and the secretary said she hadn't even opened the request up yet. We scheduled the service for two days later with no guarantee of arrival time. I took the day off of work, only to have her call midday to say they could now not fix this until Monday due to parts. Keep in mind they had never seen the appliance and had no idea what parts they even needed. I call back to Old Republic and they then assign someone else. After waiting another day and a wasted vacation day, I talked to them and they can come out in a few weeks.
I call back and get a third person assigned who cannot come out anytime soon. At that point they were out of options in the Tampa area. After multiple calls and speaking with a supervisor, I was told to find my own repair person and they would do an "out of network" for the service call but I would have to get it authorized in advance. I called Old Republic for the authorization, was immediately transferred to the department that handles this. I have now been on hold for 56 minutes and it is saying I have a 23-minute wait, which I find interesting since it told me 56 minutes ago that I had a 21-minute wait. They give you the option to "call" you back but I don't believe for a minute that will happen.

Bought this plan at closing on my home in March 2017. Was told plan covers listed appliances with $100 deductible at closing and policy was received some time later in the mail. Returned to Florida October 11. Garage door opener was not operating correctly. Opened but would not shut unless wall button was held. Called Old Republic at 1 800 972 5985 and explained situation. They said it was covered, but I would have to pay $100 to their contractor when he came to fix the opener. I asked if the $100 is all I would be required to pay to fix my door opener. They said yes. They had me contact A-1 Door Repair Services, Inc at 888 371 4300. To arrange the repair. They arrived in an unmarked vehicle and spent 10 minutes looking at the opener, then told me the circuit board was shorted out in one place, but he didn't have the parts to fix it with him and they would have to see if they could get the part. Then he asked me to pay the $100.
Before I paid I asked again, "Is this my total cost to get this fixed?" He said, "Yes." I said, "What if you can't get the part?" He said, "Then we will replace it." I said okay and paid with my credit card. (My brother witnessed both conversations when I asked about the $100 deductible.) The A-1 guy said his office would contact me the next morning to let me know how it will be fixed or replaced. No one called. So, I called them. I was told it would not be fixed because Old Republic denied the claim. I demanded my $100 back. They said, they didn't get the money, it went to Old Republic. I called them and they refused to fix the opener, because they said the door was out of balance and the failure was caused by a surge. I asked what that had to do with denying the claim. They said surges are not covered and referred me to some fine print in the policy. I said, "Then I want my $100 back so I can get it fixed."
They said it's not refundable because it's a service fee. I asked to speak with a supervisor, and she refused to let me speak to one, saying I had to file a written complaint. I said, "Both your representative and the A-1 contractor told me all I would have to pay to get my opener fixed was the $100, and now you are not fixing it and charging me $100 to tell me it's broken." She said, "We don't have to refund your money because it says in your policy, you must pay the "service charge" whether or not we fix the problem." She pointed me to more fine print. That was the first time I ever knew that was a part of the contract.
I asked for my $100 back and to cancel my policy and refund my money, because they are not paying claims. I asked, "What qualifications A-1 had to prove their analysis of the problem." She said, "They wrote it on their ticket." I said, "I would have my attorney contact them and file a complaint with the Florida Attorney General." She told me how to file my written complaint. And still refused to let me speak to a supervisor. I told her, "I can't wait for all this written correspondence to get my door fixed." She said, "Have a nice day."

Realtor paid for this Home protection plan as a housewarming gift when we purchased the home in June. She purchased their best plan which included A/C repair. Old Republic doesn't seem to have contractors that care. Called to have a leak in my shower valve fixed. Contractor turned the valve on full blast and flooded the wall. Then turned it on a second time. Told me that I had to remove the shower tile before he could work on it. The shower tile is part of about 100 sq/ft of bathroom tile.
A second contractor was supposed to come out and look at the problem. No show, no call. Got an ok to hire my own plumber. Was charged $833 which is thousands less than removing tile. ORHP charged me the $75 deductible and sent me $145. My second call was for my refrigerator which shut down. They sent a service order to Scott's Appliance repair in Salinas CA (don't use) who couldn't come out for 2 weeks. Called ORHP and they reassigned the job to Alpha Appliance Repair in Salinas (I do recommend) who came out the same day. Ordered parts and fixed the problem when the parts arrived.
Now my Dacor stove vent fan has stopped working so I called ORHP. They assigned the job to Scott's Appliance Repair so I asked then to reassign the job to another contractor. They said dispatch would have to reassign the job and they would call me. No Call back so I called them at the end of the day. No reassignment. I called Scott's to ask when they would be able to give me an appointment. Not for 10 days. I told them I saw smoke and was afraid I would have a fire. The lady said "Oh I just had a cancellation on the call before so we can come out on Thur. (in 2 days) and we will call you to let you know if it will be morning or afternoon."
It's Thursday with no call from Scott's as to what time they will be here. Scott's did not answer the phone and the Voicemail box is full. Stuck at home all day instead of half a day. Hope they show up. Note: Would have used Alpha Appliance Repair but they are not qualified to work on the Dacor stove. Tip: If you purchase ORHP, they only cover items that were working and then broke down. Items are not covered if they were not working when you purchased the home.

Attempting to have our AC fixed. Called this weekend... first AC vendor is no longer in business. Called and got a second AC vendor. Second vendor is closed–for three weeks. So, now I get to call again and try another wonderful Old Republic vendor. Oh joy! BTW... When you request a new vendor you are delayed one more business day! By the rate we are going we will have AC by winter! For those of you that are looking for a brilliant business plan... please make note of this model... Take customer premium payments then hire vendors that are never available so you never have to pay out!!! Win for the company only. Fellow consumers do yourself a favor... save yourself the cash and frustration and pass on Old Republic.

Called ORHP for a refrigerator repair. Temperature wasn’t right and turning dial wasn’t helping. Also had a small leak at the water & ice dispenser. 8/22/17 an appliance repair company came to repair. He said he knew exactly what the problem was. Thermostat was out and we were in luck, just happened to have one In his truck. He replaced it. He also turned The temp up 1/4 by in the fridge side. Not sure what he did to fix the leak in the water & ice dispenser. I was busy somewhere else in the house.
Later that evening we noticed our milk and other items in fridge were frozen. Tried to turn down the fridge temp but knobs wouldn’t turn very easy. Also had water in kitchen floor. Mopped up a few times. Called him the next morning and he told us he forgot to tell us to run a couple of gallons of water thru it due to there was air in the lines. We ran 12 large pitchers of water through. Still leaking. Called ORHP and asked for a different repair company since now we were having more problems than before we called. We pulled the fridge out and turned off the water to stop the puddles since it would be a few days before the other company could show up.
The other company came on Sept. 9th. Said the first company put in the wrong thermostat and also broke the line going to the filter. That is why it had the leak. They had to order parts. After a couple weeks of buying bags of ice and bottles of water, we called the repair company. Seems like they forgot to order the part. By now we have had to throw out some of the food due to not freezing in the freezer and freezing in the frig. On 10/6/17, we heard a loud banging noise coming out of the freezer. We noticed the freezer wasn’t freezing at all. Called the company and was told the parts would be in on Monday the 12th of Oct. By Saturday we had to throw out everything in the fridge & freezer.
Monday they showed up, tried to fix, had to go get another part. Put it in and it blew something else. Tried for awhile and came in and said it was unfixable. They would contact ORHP. We called ORHP Tuesday to check on and was given the runaround. It had to go to purchasing to calculate all the parts needed to repair it versus replacing it. I am so lost with as long as this has taken and everything that has happened~~~.
But as of Thursday night Oct. 12th, after making the first call on August 22nd, needless to say, we have nothing taken care of and got no return call from a supervisor today. Now we will just go buy a fridge and will have wasted the $575.00 we spent on the warranty. They outlasted us. ORHP 1 Homeowner 0. I do not recommend the frustration!

As a Realtor, I recommend this company to all my sellers and buyers. I maintain this warranty platinum edition on my personal home - renewing annually. Since August of 2014 when I began coverage on my retirement home, I have saved $2700 in repairs (not including recent HVAC repairs). Most recently in July I had the HVAC compressor & evaporator replaced for $165. My neighbor had the same issue 5 months earlier and paid $3500 in repairs. I recommend the seller's warranty coverage on every listing which converts automatically converts to buyer's coverage at close of escrow. A trade fee call of $65 is all I pay toward each repair service. I wouldn't be without it.

Save your money and do not get a home warranty through Old Republic. They are the absolute worst. I don't think I have ever been so dissatisfied with a company. They cover nothing! They ask you to diagnose the problem before sending someone out to your house. Hello! If I could tell you the problem and fix it myself, I wouldn't be calling for someone to fix it. We will not renew.

Just relocated and moved into our newly purchased home. My wife and I had a few items on our repair "punch-list" that required a plumber and electrician. Once connected to the service agent, he began leading me down a path that I didn't like. I knew he was setting me up for something... He kept asking "When did that plug last work? When did the toilet not rock back-forth?" I advised I really don't know as I just moved in 2-weeks ago. He took great pleasure in DENYING every item as they do not cover pre-existing conditions. A huge waste of money for our sellers. SKIP Old Republic and just hire a good electrician/plumber.

I purchased a small 900 square foot home in Dec. 2016. It's a single story in Las Vegas NV. The prior owners purchased this home warranty plan good for a year. The AC went out around 9/12/2017. I called Old Republic Home Warranty and they sent someone out. The person never came in the house. He looked at the compressor and said it was new. The house was 88 degrees at 6:00 PM. He put Freon in and closed up the very small AC. Overnight the house cooled down to 78. Worked one day then stopped. I called the contractor back told him it stopped working so he came back a couple days later.
This time he said that the compressor was installed incorrectly. He said the filter dryer was not changed out. He said he would notify Old Republic that it was installed wrong. He then proceeded to play around with the connector and it caught fire. By now I'm getting fed up so I told him to email me what parts need to be replaced and how much it will cost. I asked for him to email me because he was from another country and very hard to understand. He never emails anything to me but I get a call from good Old Republic Home Warranty telling me that since it was installed improperly that it wouldn't be covered at all.
I called another AC company to get a second opinion but they couldn't test the AC because the connector was burned out from the last repair guy. I'm now waiting to get a new connector so this other company can give me a 2nd opinion. This company is rude and worthless. The girl that called me to inform me that it wouldn't be covered had a very bad attitude. She might have been tired from maybe marching with BLM. She constantly interrupted me and said if I read the small print on pg. 8 I would see why they wouldn't cover it. I told her that since they weren't going to cover the AC then I wanted to cancel the warranty which the prior owners paid for and is now mine since I purchased the home. She said it had to be in writing and that I may or may not get a partial refund.
Let me tell you, this company isn't worth a stamp. For anybody thinking about a home warranty please look at all these negative reviews. I'm sure most companies like this one are rip offs just out to get your money. They work with their own vendors who make in my case $65.00 or more to show up at your house for a few minutes and usually find a reason to void your warranty. Glad it wasn't my $315.00. I will be doing more follow up on this when I get a new connector installed. Save your money so these crooks hopefully will go out of business.

My husband and I got a home warranty from Old Republic when we purchased a new home, and from the get-go, the company has been extremely difficult to work with. Most recently, our dishwasher stopped working. We called Old Republic, and they sent someone to repair it. This repairman explained that the issue was with the breaker box, and he said an electrician would need to come to fix that. After more than a week or arguing with the company to send an electrician, someone finally came. He let us know that our entire breaker box really needed to be replaced, but he said Old Republic was much too cheap to do it, so he proceeded to replace only the single broken breaker.
The next day, our pool pump wouldn't work, so after arguing with Old Republic yet again, they sent someone to repair the pool pump. He informed us that it was the breaker box again. Apparently, the electrician who replaced the dishwasher breaker broke the pool pump breaker. Since he wasn't an electrician, he couldn't repair it. So we found ourselves again arguing with Old Republic to send another electrician. We paid the dishwasher repairman $75, the first electrician $75, the pool pump repairman $75, and now Old Republic wants us to pay the second electrician $75!!! All this and they won't even let the second electrician replace the breaker box - they are only clearing him to repair the breaker the other electrician broke!!! You can't make this stuff up!!! We plan to cancel our service with Old Republic and hire a reputable electrician to replace the breaker box. Old Republic is a terrible company with zero interest in serving its customers!!!

I recently had a problem with my HVAC system, which was covered under my home warranty. I have been a victim of the good old bait and switch by this unscrupulous company. After being told on the phone by the CSR what they would pay toward the repair, I received reimbursement that was 50 percent less than I had verbally been promised. When I questioned the discrepancy with management, I was told there was no record of this nor would I be provided a copy of the recorded phone conversation. Shame on you Old Republic. My only recourse... recounting my experience with every social media and consumer review platform that I can access, not to mention contacting the many real estate professionals with whom I work to warn them and their clients about this company. Inexcusable. I have learned a valuable lesson... get everything in writing and record every phone conversation!!

I have had Old Republic Home Warranty for over 4 years. At first they were very helpful and easy to deal with. Not sure what happened in this last year but their customer service is one of the worst I have ever experienced. Not only do you wait on hold for over 30 minutes every time you call, the employees seem to just read off a script and don't even listen to you! I had a service request into them for a leaking toilet at my rental. They sent out a technician that knew nothing about a toilet leak. I will not mention the name of the company. He managed to crack the tank on my toilet while tightening a bolt. So the leak was terrible now opposed to a tiny drip. So Old Republic sent out another company and the technician looked at the toilet and said, "well whatever the guy did before me, cracked your toilet by tightening the bolt at the bottom of the tank beyond its capacity."
Soooo then Old Republic calls me and states they don't cover "cracked" toilets. I tried several times, again on hold for 30 minutes or more each time I called, to explain that it wasn't cracked in the first place! The technician you sent out cracked on the initial so called repair! They would not listen nor did they care! I will never contract with them again. Needless to say my toilet was cracked and leaking due to the incompetent company THEY sent out, now they wouldn't cover that expense, I had to pay $325. for a new toilet install the next day since my tenant needed her toilet!
I called the following day and cancelled my contract that I renewed with them for the 4th year, only having 5 months in and asked for a reimbursement for the remaining 7 months. They said, "Oh yes we will send you $57.!" I paid $625. for the year and had 7 months left! That is some serious fuzzy math! I left more messages, only to have more people call me back that read the same script that I had heard every time before. They want you to get so frustrated that you just drop your dispute. DO NOT USE OLD REPUBLIC! THE WORST!

I had been calling the warrant company to send someone out to see what was wrong with my ac and they sent a company out that at first told me that the ac need cleaning so I did that and paid out of my pocket then the ac was still not cooling. I called the company - no answer. The warrant company called the company no answer. Then they finally answered and they went back out and said that it was totally something different wrong. It need antifreeze so they put that in. Gave it a few days and still not working. The same company came out and said that it was the coils this time and that it would go out soon.
Told the warrant company and they said have to wait until it go out. Okay cool. About week later the same company goes out there and tells the company that someone has been messing with the outside unit and it not wear and tear. So I tell the warrant people why would someone mess with the ac in Texas heat. They tell me that they will not be paying to replace the ac because someone messed with it. And didn't even listen to me but to the same company that didn't answer their calls at time and they even had to get the manager to email the ac company. Worst company and I had been with them for almost 14 years.

I closed escrow on my home Sep 1st. I had a full inspection done. I made my walk thru the day the sellers moved out Aug 30th, all appliances were in working conditions. I used the dishwasher the day I moved in Sep 1st, did 3 or 4 loads and it was working fine. On Sep 2nd I notice that the floor next to the dishwasher was wet, I opened the dishwasher and I notice 3 to 4 inches of water sitting there. I decided to run another circle and still not filtering the water, I called Old Republic on Sep 3rd around 1145a MST.
I spoke to an agent called Jennifer who refused to give me a last name. I tried to explain what happens and She will cut me off with questions that I answer like "did you get an inspection done, when did you close escrow," without letting me explain exactly what happened. She told me that they won't take my order. When I asked why she replied that because the policy started on the first the dishwasher could be broken before it went in to effect. I explained that I used it several times the 1st and the second, she replied, "you never said that before." She didn't let me explained when I try to talk she just questioned. I asked for a supervisor, she told me that she was. Trained enough and didn't need one, I hung up and try to talk to someone else.
I got a guy named Alex this time, He let me talk and I explained my situation. He told me that Jennifer notated my account and that because of this he couldn't take the order, that next Tuesday he will call after he speaks to a manager and the manager listen to the call. I work in real estate for a Bank and I let Alex know that my realtor and clients will know what a horrible service they provide and will cancel the policy to go with another company. If this happen with a dishwasher I don't want to think what would it happen if the issue was my A.C. I'm very disappointed will not recommend Old Republic to anyone. They wouldn't even give me an order number.

We got a home warranty because our broker insisted on it and got the seller to pay for it. I did my homework online and ORHP had BAD reviews, American Home Shield and some other companies had better reviews but it look a little too 4-5 star compared to other companies. Back to my topic ORHP. I've been with ORHP for almost 4 years now and I must say I'm satisfied. First of all guys you need to do your homework and read the fine print, what's covered and what's not, it HELPS A LOT when talking to a rep to make a warranty claims and working through. First let me say what all I've had claims since I bought the house. Within a few months our Gas cooker knob got stuck. Called ORHP. They sent someone, tried to fix it, couldn't fix it. They gave me a cashout offer that I took and got it replaced with a brand of my own choice and I decided to upgrade.
About a year into the house the garbage disposal broke, called ORHP. They sent someone to replace it. At first he got a really cheap replacement. THIS IS WHERE DOING YOUR HOMEWORK HELPS. The fine print in my contract (the whole contract is JUST 3 PAGES so yes PLEASE READ IT) said they will replace it with an equivalent model or superior model. I called ORHP and told the rep (very calmly, they are very polite if you're polite) that the contracts says, same, similar or better. Since my garage disposal was over 10 years old, but a premium brand they upgraded me to a premium model and had it replaced in a few days. YES, EVERYTHING TAKES A FEW DAYS, so please don't complain. Just build it into your plan and you'll be happier about it.
A few month later my garage door opener light stopped working. I happen to an engineer so I did a little checking and found one of the relays on the circuit board fried. Back to the contract, it said it will NOT cover Light Bulbs but it DOES cover circuit boards. Again I spoke to ORHP explained that the Circuit board is faulty AND NOT the bulb or the socket. A few minutes of conversation and they agreed to replace it. Same things as earlier, they got me a Contractor Model, I pointed out that I had a premium grade model installed, so they upgraded me to a the next level (this took some convincing but they agreed in the end). A year later the second garage door opener had a similar problem with the circuit board and they ended replacing it, this time with some conversation with a model better since the older model was no longer manufactured.
A few month later in winter my water boiler started leaking, called them up, they sent someone. Similar conversation, same model or better models, did my homework asked about the model numbers compared them and was happy they had picked a good model. Now I was hit with a charge of $600 for doing the work from my end. This really pissed me off at first and likely everyone I was in denial. Then my level head kicked in and I got into the economics of it and the contract.
The contract very cleared stated that they will NOT cover any modification required and code violations. With my house being 20+ years old and most of the equipment with it, yes it didn't adhere to modern code. My issue was with the fact that the contractor was charging me 3x-5x of what someone else would charge me for the same work. But if I decided not to go with him/her, then I had to cash out. The problem with cash out is that it barely covers the cost of the equipment. That's because ORHP has LOTS of buying power and HUGE discounts which we cannot get. So say they said the cashout value of my boiler was $600.
If I went to Lowe's it would cost me about $550-$600 to get a new one similar model. Then an installer would charge me another $800 to install it and the parts etc. With ORHP I had to pay $600 over what they were paying the contractors and I now understand why. They pay the contractors SO LITTLE money for the labor that the contractors only make money by charging you back for it. So they literally paid the contractor $200 for $800 worth of work. So contractor had to charge me the difference $600 to make up for it and they billed it under code violation (e.g. a air tank for $125 where it costs someone else $25). Now that's the trade off. You need to read your print. They were in the right, I have to pay for code violations and modifications but at the end you'll end up paying less than going outside.
Now my AC starting giving trouble and wasn't cooling. NOW I was worried, from everything I've read on these forums. I called them up. They sent someone, he came and said I had a leak my ancient evaporator coil. Same rigmarole, they would charge me $500 for the code violations and modifications. I did the math. To replace the R-22 in my system and a new coil (they gave me a Lennox, I had a carrier originally, again pleased, good quality), and get it all fixed would cost me about $1500-$1800 on the market.
I read the fine print, they covered everything they said they will cover. So the guy got paid $200 from them + $500 from me and they probably paid about $1000-$1100 for the R22 and equipment. I was IMPRESSED! They paid for the repair and I almost half didn't expect them to do it. Again I went through multiple rounds here, called in an expert for an alternative opinion etc. It took 2 weeks to get it all done, but it's peak summer and everyone's busy. But I MUST say they were responsive, even more than the contractors sometimes, answered all my 1000 questions and we all kept our cool.
Guys things take time, read the print, you WILL pay something out of pocket. READ YOUR AGREEMENT, I can't stress this enough. You will get more headway by referring to an agreement than by shouting at them. I know people have bad experiences but after 4 years I can positively say it's a mismatch of expectations. There are some VERY BAD home warranty companies out there what I've heard of from the technicians over the years but ORHP is among the best and I can vouch for it.
Three rules. 1. Thing take times, days to weeks depending up on the load, plan for it. They are helpful, if it's your only AC in the house they will prioritize it, if you have 3 they will tell you it'll take a few days. FYI they got my parts ordered in 2 days flat! 2. Expect to pay something, READ YOUR CONTRACT, negotiate with facts and be ready to pay something. The contracts will ding you, but you'll pay less in the end than going out on your own. Again read your contracts and your limits. I have seen very few limits in ORHP's contracts, whereas others that I've read are far more harsh. So do your homework. 3. Do your homework and read your contract. Do you have a reasonable conversation with ORHP. They are really nice and knowledgeable people, but if you shout they will cut you off. Have a decent conversation, they even helped me figure out how to negotiate with the contractors for non covered charges!
If you haven't heard it enough, here's one more time, read your contract and set your expectations. Then relax and enjoy! Thanks for reading all this and I hope it's been helpful. PS - One last thing, my BIGGEST complaint with ORHP is that they ONLY give a 30 day warranty on their products and work. They should give the standard 1 year. 30 days is just pathetic, often it takes more for trouble to crop up due to a bad install but then it's past 30 days and you need to pay another trade fee.

STAY AWAY from Old Republic! 3 weeks after moving into our new home the AC stopped working. Old Republic sent out a repair company which didn't fix the problem until an entire week later. Having no AC in July in Florida led to health issues and mold problems within our new home. They wouldn't even supply us with a temporary window AC unit while waiting for parts. Now our oven isn't working and they won't fix the problem because the parts needed by their contractor can be obtained cheaper elsewhere. Therefore we now have to wait for at least 2 weeks to have this issue fixed!? Find another company for your home warranty. It really can't get worse than this one!!!

I've had three warranties with this company at the recommendation at the real estate agent. Worst advise ever. I will no longer use that agent. Old Republic will deny your claim and if you're lucky enough to fight enough to get them to do anything on your claim they send you to companies that go out of business after they do the work. But not before that company charges you a significant amount of money. They won't return calls!!!! I've left 8 messages in 2 days!!!!
