The service appointment was scheduled very quickly ORHP. The contractor/technicians were professional, courteous, arrived on time, they diagnosed and fixed the issue quickly. The overall experience was easy. I found ORHP to be much better than the other services I have used in the past. I would recommend ORHP to friends.

I don’t want to waste my time explaining about your terrible coverage and last customer service call I was on hold for more than 20 min.. I have proof with a screen shot! I will be writing a letter to the BBB and Yelping Old Republic! Very very dissatisfied and will get another home warranty service!

Fan/coil unit in attic wore out. Covered: Coil, refrigerant up to 8lbs, labor. Not covered - plenum return mod, copper mod, duct mods, refrigerant recapture, arma flex, secondary drain pan, haul away, access through drywall, HVAC drain line mod, HVAC float switch. Total cost I have to pay: $1,841. You decide, is that worth it?

Some of Old Republic's service providers don't know what they're doing. They come but cannot do it so I have to call somebody else outside to do it. Sometimes they're also canceling on appointments, so I have to go with somebody else. There were a few claims Old Republic declined even though it was supposed to cover them. They also didn't renew our policy.

The service providers with Old Republic are not the best. Sometimes, Old Republic assigns me to a contractor then all of a sudden, they change me to another one, and another one. I get tossed around between two and three. Some of them would schedule me a week ahead even though we told them it was an urgent matter. Sometimes Old Republic decline my claims and I don't get much explanation. They tell me, "If you have any questions, just call and ask for a manager." But I call and don't get a response. My most recent claim was for a water heater. It was in a closet outside and they said the door is not secured. Because the door is not secured, they could not replace it even though they replaced one a year before in the exact spot with the exact condition. So even though I have a home warranty that cost me $1,500 a year, I had to pay over $2,000 to replace it. Old Republic doesn't fix major stuff. They only fix minor stuff.

We just had our hot water heater replaced. It went pain-free. A repairman came out and replaced two of the parts of the water heater and now it's working great.

My dishwasher cost almost $2,000 and the contractor couldn't repair it. Old Republic was going to replace it with a cheaper dishwasher, which was fine, but what pissed me off was they said the only thing I could choose from was a white or black dishwasher. Everything in my kitchen is stainless steel. Then, I saw that the same item was on the website available in stainless steel. If they have all three of these options, black, white, stainless steel, why didn't they give me the option to get the stainless steel when they took a stainless steel dishwasher out of my house? I talked to numerous supervisors and after it was all said and done, I wound up getting the stainless steel dishwasher but it took me a whole week to get that resolved.
Then, my washing machine went out. Each one of my washing machines cost $1,700 apiece. They're LG computerized washing machines. Something happened to the computer board and they couldn't figure out the model number. They were trying to fix it but they couldn't so they said they'd replace it. I didn't care if they didn't send me another LG but just don't send me a washing machine with an agitator because agitators tear up clothes and blankets. They sent me a washing machine with an agitator and on the website, there's a washing machine without the agitator. I went round and round for a week with that but I wound up getting one without the agitator.
I understand they have a lot of people that they deal with across the country. I guess they have so many claims that they gotta deal with that as soon as they find the item, they don't take into consideration, "We took a white one out, let's put a white one back. We took a black one out, let's put a black one back." The good thing about Old Republic, though, is the dudes who come out and install everything. The particular company that I use, I kept requesting them to do my service because they knew what they were doing. They cleaned up behind themselves and did a good job. They were courteous and professional. But the people they got working in the office, I don't know if they're overloaded or overworked. I had one rep who was so rude. If they don't have competent people working for them, I'm not sure I'm gonna renew my service at the end of August. I started looking for another warranty company.

I've been using Old Republic for years in the real estate industry and I recommended them to hundreds of clients and I've not gotten any complaints yet. So I keep sending people there. Their website is really user-friendly and easy to navigate. You're right on there and it's easy to log in and takes you right to your plan and asks what you need. I had them come out and check my air conditioner. The service people took care of it. It took almost a week. It was a little long, but that's typical in Arizona. Nobody gets out that quickly.

I normally call for claims and the reps have been good. My interactions with them have always been positive. The people who come over and fix things have all been good as well, with the exception of one guy. He made an appointment with us, then he came and said he had to get parts. He never showed up again, then I messaged him and said, “You're supposed to be here.” He said, “I'll come tomorrow.” The next day, he said he's gonna be here between the hours of 8:00 and 10:00, but he never showed up. He then said, “I'm gonna come the day after.” Finally, I said, “Is this a joke to you? Because you can't have a customer wait for you and you never showed up.” I even had his text messages, saying, “Oops, I forgot. I'm sorry.”
It was a very weird situation with that particular contractor. I notified Old Republic about it and requested for him not to ever come to our house again. Someone else came to do the repair, and they were good. One thing I don't like about Old Republic is they have an automatic payment system but they still charge me a fee for processing. Normally, companies that do automatic payments don't charge processing fees. Old Republic keeps raising their prices as well.

Old Republic does better on the small items, like a garbage disposal or a water heater, but not so much on the big items, like HVAC. I had a lot of problems with it. I've had old units, and it seems like they're being fixed all the time. Sometimes it's hard. It takes a while to get it fixed, and the people they send out don't seem to be as qualified as they should be. As a matter of fact, I'm waiting on a guy to show up right now. He told me between 10 o'clock and 2 o'clock. It's 1:45 now and I haven't heard anything from him all day. When I call Old Republic, I get a recording.
I had a water heater that went bad. Old Republic replaced the water heater, but then the control valve went out and they didn't do anything with that. I had to get a plumber on my own to come out and replace that. I also had a refrigerator that went bad, and I was without a refrigerator for 53 days. They kept fooling around with that so much so long that they used up all the money out of it. I was lucky enough to find a refrigerator for what was left, so I didn't have to pay much for one. With my HVAC, I finally gave up with Old Republic on HVA. I bought two new units last year, and it was very expensive.
Old Republic offers different plans, so people can pay different amounts. I have another house before I moved here and I had Old Republic. When I was gonna sell the house, I had a problem with the heater, and the guy that checked it said it had a crack. Old Republic looked at it and they said it didn't have a crack. It went back and forth with that. They don't wanna fix anything big because it's an out of pocket expense for them.

Having Old Republic is a necessity, and so far, we are satisfied as customers. The communication or scheduling has been off a bit with a vendor here and there, but for the most part, everything's been good. If we were not satisfied with the vendor provided, they would either find someone else for us or try to resolve the situation. They were good with that.
We've had good experiences with most vendors, but we've had to call them a couple of times on one of our claims. We're dealing with someone right now that I'm not 100% sure how I will feel when we're done with the process. They're still trying to fix the gas line connected to our water heater. They've come a few times, and they're coming out again this week. Hopefully, they will solve it.

When the tech came out here, it was good. He was nice, informative and he fixed my problem. I couldn't figure out how to light my furnace. The pilot light's way back in there and I didn't have a match that long and he had all the stuff to do it with. He lit it for me. But I'm not using it because he told me it costs almost four bucks an hour to run that type of furnace.

The contractors sent out by Old Republic were local companies that had an agreement with them. I understand that they have to rely on the contractors that are in the area and sometimes those people are not going to be as good as they want them to be. We had three different people over the course of the two years and the first time we called somebody out, I didn't hear from them right away, but then finally got it going. The second time, it was a lot easier.
We also had to get something repaired twice but since the people that live in the house before us were so hard on all their appliances, I couldn't say that it was because the techs didn't repair it right. We had the icemaker done twice too, but then it broke again. I called back and it was after the 30 days, so I decided to forget it. We're going to have to replace all these appliances at some point anyway. So, you get to a point where you just don't want to pay any more for them before you replace them. And we weren't sure what kind of a replacement we were going to get going through a third party. Also, Old Republic has been expensive and we are not going to renew because it seems like a very large premium.

I recently purchased a home, we closed on 3/22/2024. I called the home warranty on that date as I learned I could get my home re-keyed for the $100.00 "trade call fee". I spoke with a young lady on 3/22/2024, my call was dispatched to a service provider. I called the service provider twice. I received a call back and was given an appointment for 8 days later. The language on the contract is very broad and ambiguous! I have two entry ways into my home. I was given two keys by the realtor. The front door key worked, the other door had a key that fit but did not work. I asked for one key for all the locks however, the garage entry door had a dead bolt and a lower lock. The front door key now fits both doors and there is an additional key for the lower lock on the garage entry door.
I was told after the re-keying was done by the service provider that the re-keying would be an add'l $50.00. I literally spent 33 minutes on the phone with a representative from ORHP he continued to argue that the service person had to pick the lock so there was an additional charge. Mind you no one from the company called to tell me of this additional charge. The person stated he emailed me making me aware of the additional charges however he later stated he did not have my email address so SURPRISE you'll have to pay an extra $50.00 for my work.
I'm waiting to hear back from ORHP, I don't think I'll use them for my services, as they seem to be argumentative and quite condescending. I could have used a YELP provider for that amount..... Quite frankly the quotes were cheaper. I'm unaware how ORHP is cost savings. Oh Thomas the ORHP rep in his condescending manner stated it may not have been cost savings for the re-keying but would perhaps help in the future. So as it goes since I did not have the key for the garage door an add'l charge was required. I'm not a locksmith but isn't that part of a locksmiths job? I wasn't locked out. I also did not like the fact that Thomas from ORHP continued to tell me about hidden company policies. At the end of the day the customer service lacks with this company, I'm not at all impressed.

4 years with this company and they lost my business forever. Believe the bad reviews. I put in a request for my hot water heater leaking yesterday morning. Last night after putting my son to bed I noticed water flooding under the door. The hot water heater was now flushing through the T&P valve. It’s 10pm, ORHP is closed, I call a 24hr plumber assuming since my home and hot water heater are warrantied by them, surely this emergency situation calls for emergency action. Nope. They inform me that had I waited until my house was flooded to call in the morning, they would have covered it. But since I protected my home and hot water heater they aren’t going to help me at all. What a total waste of $1200 a year. They’ve never even fully covered a bill.

All the claims that I've had to file with Old Republic were handled fairly quickly and efficiently. I've done some online and I've called in. When I call in, I get in touch with the representative in a good and timely matter. Online, the requests are processed in a good and timely manner as well. I get an email response, letting me know that they received my request and they get right on it.
One time, when I was having a little issue with my AC unit, I made a claim and I wasn't too pleased with the initial contractor that they brought out. They understood what was going on and got someone else out there. I was very pleased with the results and I was happy with what they did for me. I have their best coverage plan and it is affordable. I'm getting ready to reach out to them to renew and if I tell a friend about it, I would tell them that going with Old Republic, you won't go wrong. They look out for you and more importantly, they listen to what you have going.

I have four of my own personal policies, our primary home and three of our investment homes all covered. I pulled two of the accounts because I was not happy with them. Last year, Old Republic Home Protection in Las Vegas and Henderson, Nevada particularly got hit hard with air conditioning units that needed to be replaced. I recommended my cousin across the street to go with Old Republic. And they chose not to renew her policy the following year. We both live in the same type of home. It's a 5,000 plus square foot home, 22 years old. And the policy was expensive.
But this year, Old Republic has been stellar. We've had some on a rental property. They just replaced the front-loading washing machine. And on another rental had a garage door opener that they replaced the whole unit. This year has been good. It has been a love-hate relationship. But I would still recommend Old Republic to a friend because I've dealt with the ones that claim to be exceptional and they're not. They suck. Old Republic is still one of the top, dignified companies out there.

The first company they sent out for our oven was a really bad one. The tech knew nothing about what he was doing and he was very angry. He said there was no problem when I had a written report from the gas company. Old Republic sent me to another company that seemed to be good but they weren't sure so I was transferred to a third company. The third company said there was a carbon monoxide leak and they replaced six parts and said there's one more that the tech's getting and he thought I could use the gas but I said no because when they're done, I'm having the gas company come back. This has been well over a month and I've had the gas company here twice, I've had three repairmen, and now they're waiting for one more part. I truly believe that Old Republic should have just replaced the oven. My policy is canceled, but this claim is still open because it's not finished and I'm still waiting for them to come back.

Submitting a claim with Old Republic has been very easy. Everything goes smoothly. The tech's here within 24 hours. For our recent claim, we had a faulty valve under our kitchen sink. We called and the plumber was here within 30 hours. The plumber got it fixed and everything was good to go.

My experience with Old Republic has been all right. Their response has been okay. A bit slow on some vendors sometimes. But overall, I have good feelings. I like that I don't have to pay the vendors the full amount when I call them. I just pay my yearly thing and then the trade call fee. That's it. My recent claim was for a clogged sink. It took the tech four days to come out and that one didn't work out. The tech didn't seem like he wanted to work much. They had to send a different one that got the job done. Also, if they can make the prices cheaper, that'd be great.

We had two recent claims. The first one took a long time and I had to repeatedly call to get the contractor assigned and out here, and then Old Republic ended up not covering it after they said they would. So that was frustrating. But then, the second claim we had was very responsive and got somebody out here very quickly and they covered it. So I've had a good experience and a bad experience with them. I called over-the-phone when I submitted the claim and it was easy. But over the phone created missing information when contacting the contractor because not all my personal information, like my email, got linked. So that caused delays. But every time I've spoken to an actual person at Old Republic, they have been very polite and informative and I've had good conversations with them on the phone.
I like that the warranty covers basic home repairs that are unexpected and that could be costly if paid out of pocket. The quality of the contractors is good. There was a time when were referred to a contractor, and that contractor couldn't do the work. We were passed to a new contractor through Old Republic and that second contractor was able to complete the work well.

We had an electrician check out a power supply in our bedroom. He found the problem and fixed it right away. Then our dryer wasn't working properly. We called and Dennis was sent out to check the dryer. He found the problem and ordered the part. Came back and replaced it. Dryer runs like new.

I leaked into the kitchen of a rental property. First, I think 72 hours response for a leak was not fast enough since I had floor and cabinet damage. Second, the designated professional (FIX ALL PUMBER) did not fix the leak and left the property mentioning that I should get homeowners insurance. I contracted another professional that came on the same day and fixed the problem. Conclusion I was charged $85 visit from the Old Republic designated profession (did nothing) and charged as an emergency from another professional that solved the problem.

Two toilets were flushed together-water around the bottom of the master toilet puddle of water showed up. What I have learned from your providers. Don't mop up the water. Unless there is water under the modular there is no problem. It is normal for the wax ring to leak. Don't clean your bathroom up and sterilize everything because they will tell you. You are the cause of the leak.

I called in for repair on heat not working. First company canceled after I had already arranged to be home and would not work with me on dates. BUT, second service provider called and because I had no heat came the next day, identified the problem and completed the work. Disappointed that the pipe from washer to outside was not covered. But the plumber was very good at trying to unclog it and explained clearly the problem. I guess I need a clearer picture of what I am paying for with the warranty. But the people that are sent are professionals who do a great and efficient job!

I have had ORHW for a couple years. We had an issue with the laundry water tap and they got someone out in a couple days. He didn't have the parts so he had to come back meaning I had to be here twice. When He did finish, he cut a hole in my drywall and did not repair it. It still sits today not fixed. I called them again months ago because my heater isn't working downstairs. They have sent the same company out 5 or six times. Each time the company resets the limit switch, it works for about a day and then fails again. On the last appointment they missed the 4 hour window by 3 hours. I had already let them know after an hour past the window that I had to leave. They called me 2 hours later as if they expected me to be here.
I let them know I had left and that I'd be available any time after the following wednesday. They said ok and then did not bother to schedule again. It's now been 2 weeks and they are finally scheduling. We no longer need the heater. It took them so long to fix it that it's now summer. My renewal just passed and I opted to just skip it. No sense in paying for this type of service.

I've had Old Republic Home Protection for a long time. They usually deliver. Sometimes, they don't have the best people that come out. Other than that, they're the best on the market as far as home warranties. I could talk to somebody and they would walk me through whatever I need. If I couldn't get resolution with the person I was talking to on the phone, I would talk to the person that markets it throughout real estate. She was always there and is very helpful. If I couldn't resolve it, she would make sure it was resolved. And if the person didn't catch it, they would send somebody out and they would make it right.

I've requested multiple services from Old Republic. I put the service request in and they reach out to a contractor. I pay for a small deductible fee and they send out the person to the house. All the technicians have been pretty good. I had a slab leak and a garbage disposal leak recently. With the slab leak claim, I paid extra. They cap out at $2,500 and a slab leak is way more than way more than that. I wouldn't do a slab leak with them if I was to do it over again.

I filed a claim over the phone and the rep I talked to was very professional. Then, the tech came in and did what they needed to do. We didn't establish any kind of friendship bond or nothing like that, but we're satisfied with the job they did.

My most recent claim experience was good, efficient, and quick. I filed it on the phone and the rep was direct to the point, very helpful, and got what I needed. The technician they sent out got stuff done, he knew what he was talking about, and he was very informative.

My experience with Old Republic has been excellent. Their online process is fairly simple and they have always been fantastic. I requested a certain company to work on my property and they don't really do that. They do it by random. But they allowed me to do that. They said they had to escalate it to management and it took a day. But they called back and said I was approved and it was that simple.

I put in several claims with Old Republic and it was relatively easy. All the techs were excellent. They knew what they were doing, they were professional, and they got the job done. However, I was not given the chance to sign up with Old Republic again. They sent me a letter and said that they were not offering their service to me anymore. We must have used it too much. So, we signed up with someone else.

I had an issue with the outlets. I set the appointment over the phone and it was very easy. I called Monday and the tech came Wednesday and he did what he was supposed to do. He came again the next day. He checked all the outlets to make sure everything was okay and he fixed the issue. He was really professional. Everything so far went well.

Old Republic is really great. They're really nice and they try to work with you the best that they can. Most of the service providers have been really great, too. I haven't really had any issues. We had an issue with our air conditioning unit not working and the guy came out and fixed it on a Friday. And then on that Friday evening, it started messing up again. So, he came right back out on that Saturday morning to help fix whatever the problem was. The AC has been great since then.

They always took care of all the problems we had. It was always really quick and easy. All has worked well since the repairs. However, we had to pay a $75 fee to have someone come out and that was a little steep. But overall, we got our money's worth out of it. We would probably sign up for another year if we anticipated appliances having issues. But we decided not to just because we got everything fixed for now.

Old Republic is horrible and I would tell others to never ever go with them. I had a dishwasher that I bought in my house some time ago and my house is 14 years old. I paid two different times for a warranty person to come out and I told them that they needed to come back because the last guy that was fixing the dishwasher left a problem. But Old Republic never sent anybody out to this day. They told me to send a video in and I did that. Instead of saying that they'll send another dishwasher, they're saying that they got a part. They got one part that's in and they're waiting for another part to get shipped from out of the country. And it’s crazy because I already know what they're going to say. By the time this part that they're talking about arrives, they're going to say that they don't even have that part.
Now, my whole kitchen is flooded. I need have a plumber come out and build the bottom of the sink because it's soaking wet. I had to go down there and soak up all the water at the bottom of this dishwasher again today before it floods all the water onto my floor and mess up my floor. This has been ongoing for two weeks, but I've been dealing with them trying to get a replacement for my dishwasher for about six months. Also, I pay these $85 for the techs to come out, but a dishwasher only costs about $500. I could have had a whole brand-new dishwasher installed in my house right now without even having to deal with them. I'm taking this as far as I can go and I can't wait to get out of their contract. They told me in 90 days, I'll be done with them. I'm also trying to find out who do I make my complaint against them.

So I filed a claim for hot water heater spent 1k and was told a check for $840 was mailed on 2/9 and I’ve still not received..today is 2/22 I’ve called 2xs and told it could take 20-30 days to get in mail. Umm nope cause I’ve since received 2 separate items in mail from this company that took the normal 3-5 days so I then filed another claim for hvac heat. The idiot sent to my home didn’t do his due diligence and got it denied telling them it was under warranty so I had to spend hours on phone to prove it in fact wasn’t covered, spent another $1030 to be told I’ll get $750 back in 30 days. I’m sorry but they take the $85 in 10 days so why does it take a month assuming I will receive first check in next few days. This is unacceptable. I’d advise ppl to use another company. This company uses unknowable technicians and clearly has zero concern for home owners.

Old Republic is working on my dishwasher right now. I called them and they were very prompt in getting someone out there. So far, it didn't get completely fixed and they still are having someone come out and reassess it. But I've been pretty happy with them. They're pretty proactive.

One of the worst insurance companies ever. My cooktop broke, and they sent me a technician after charging me $85, who recommended replacing it. He sent them the measurements, and I provided the model number of my cooktop. They called me to inform me that they couldn’t find the same model but would send me an email with similar options on the market for confirmation. In the email, they stated, “The replacement model is based on information provided by the Independent Network Service Provider,” so I confirmed.
During the installation of the new cooktop, the technician discovered it was 6” smaller than my old one, even though I had requested a 36” cooktop. I called customer service to inform them, and their response was that it was my mistake, as the email also contained a line at the bottom stating, “The Plan does not cover matching dimensions, color, or brand.” Their customer service is horrible, and their managers truly don’t seem to care whether you renew or cancel the policy. Their final resolution after weeks of ignoring my calls, was to pay me $1000 so I can modify my granite countertops, which will need to be replaced at this moment. Alternatively, they would take back the smaller cooktop, charge a restocking fee, and provide me with the remaining value of the smaller cooktop, leaving me to cover the additional cost of purchasing one that fits my countertop from my own pocket.

I was without AC on and off from July to October. I then had a related problem in January: The unit was still leaking freon. I unknowingly used my emergency heating strips instead of my heat pump from October through to January. This lead to unusually high bills, an average of $100 over for each month. Then I still had to pay the trade call fee. I was without a fridge from early October to early January. I had to purchase about $300 of ice during this time just to have some food in the house. I also spent much more on eating out during this three plus month period. This was an intolerable inconvenience and cost.
I spoke to a supervisor who said she could not do anything about these costs directly. She did say she might be able to have the trade call fee waived. I told her that was far less than the money I spent, but that this would satisfy me and allow me to continue to recommend Old Republic to friends and family. (I actually have a friend who is very interested in my warranty and how it works.) But she never contacted me one way or another about the waived trade call fee. She did call to see about the purchase of my new fridge (which I appreciate), but when I asked about the waived trade call fee, she put me on hold to "check on it." She then came back after a brief time to say, No, that was not approved. Up until these two recent overlapping experiences that began in July, I had been very happy with Old Republic. Now, I'm beyond frustrated.

I've never heard of Old Republic Home Protection, but they're very nice to work with. They have done as I've asked. They were all very helpful and pleasant. They didn't ask many questions. They just asked was I available at X date, and said they would call me back. They didn't make it hard on me. They didn't ask 100 questions like I could get to qualify to get the repairs. They just said, "Yeah, we do that," or, "No, we don't," which is what I want.
The people that I've interacted with have all been friendly. The handymen have been very kind. They didn't mind if I watched while they did stuff. Everything has been handled quickly and pleasantly. The techs checked my thermostat, which is still faulty, but they managed to get that to work. I was a little confused because most places that do heaters also do air conditioning. He said since I hadn't called him out for that, he couldn't check it that. And I was curious because as long as he was here. I happen to be friends with somebody who does heat and air conditioning, so I know. But it has been perfectly fine.
I'm handy myself, but there are things I don't deal with, like gas. And I was sure the rest of the oven worked. I was sure it wasn't the gas that wasn't working. So, I had to call them out for that too. The tech couldn't fix it, but he knew what it was within a couple of minutes, came back and fixed it, which I was surprised because some of these appliances are on the old side. A lot of them that I got when I moved in were over 10 years old and some were close to 20. But they work fine. They work exactly as intended.

Every interaction was very positive with all of the Old Republic Home Protection agents that I dealt with or the call center people because we had some claims and everything was good. Also, every person who came was very professional and did a great job. We wanted to renew and unfortunately, we couldn't. Old Republic ended up cancelling our coverage because of said claims, which is disappointing. We can't control when an appliance breaks. And they said they wouldn't renew us because we had multiple claims, which is the purpose of insurance. Other than that, everything was exactly as I would have expected and better.

Old Republic has been effective and helpful. We've had them out three times. They're prompt. They answer the phone and take my info. Then they have someone contact me. If you're concerned about repairs, it's a good value to have a service where you know that it's gonna be a one-time fee to have a contractor come out to do their evaluation. It gives you peace of mind to know that you have that service to cover a lot of things in your home that could go out.

When I purchased my first house, one of the stipulations in the closing documents was that we would inherit the existing policy through Old Republic. Once we moved into the house, five months down the road, the dishwasher went out and we let them know what was happening. It was resolved and since then, Old Republic has been a staple in any of my properties that we have the home warranty. It has saved us a lot of time and money. I’ve only had one contractor and that one guy is very good, fast and knowledgeable. He communicates the process the entire way.
I have told many people to reach out to Old Republic. It is a quick, easy and straightforward economical solution to an everyday homebuyer's need. The majority of my friends are of late 20s and early 30s like me and some of them are starting to buy their own properties and homes and I've encouraged them and pleaded with them to look into a home warranty for their own properties because of how reliable it is and how much it helps with the process of getting things fixed, the cost involved with it, and the turnaround time from start to finish.

I had dropped Old Republic because they made me mad cause they wouldn't let me use my preferred service provider last year when I wanted to. I dropped it on my house. But we had a service call in progress in our other house. We had an air conditioning issue and they wouldn't let me use my preferred service provider. They sent out a fraudulent service provider. The service provider was supposed to put in a 4-ton air conditioning unit. But they put in a 2-ton air conditioning unit. For five months, they fought for us to get the proper-sized unit put in. We succeeded in doing that, which renewed my faith in Old Republic and that was why we renewed our policy with our own house. So far, their service is good. I'm very satisfied.

The heat pump in the air conditioner was not functioning. I sent a claim over the phone and the process was frustrating. It takes too long sometimes. I can sit 10 or 15 minutes on the phone waiting for somebody to answer. I noticed that Old Republic's service providers sometimes get very frustrated and they would come out twice because they didn't want to wait for Old Republic to answer. So it is not a very user-friendly process.
The first gentleman that came out for the air conditioner got it running and thought he might have to order a part. So he said, "Call me if and when anything goes wrong." The next morning, it was not working again. So they immediately sent out another technician and he resolved it. He put some Freon in it and did some things that have kept it going. The last couple of contractors that came out were good. But their contractors have been marginal. I used to like that Old Republic has competitive rates but until recently. They've raised their rates from 485 to 600, and then from 85 to 110. With my record of use, which is very low, it's not economical for me. So I probably won't renew unless they reconsider what they're charging.

My gas heater went out. I called Old Republic and the contractor came out pretty quickly. But the tech was kind of snotty. He got okay a little later when he was in my house for a little while. It's hard to find this place where I live. It's a mobile home park and it has two mobile parks all within the same block and they're huge. They have over 100 mobile homes in each of the mobile parks, and he was in the wrong mobile park. He tried to ask me for directions but I couldn't help him that much. He was talking to his assistant and he was getting really frustrated with not being able to find my home. He finally found it but it sounded like he was getting snotty with me and his assistant. But he did a good job. I've dealt with him before and he's usually really nice. He came out when my air conditioning wasn't blowing cold air. He was very nice that time and he did a great job. I really like him. He's a nice person.
When my refrigerator went out, I thought I had coverage on it but they didn't cover it. It's one of those French door refrigerators and it's really expensive. I didn't have my refrigerator for about three weeks trying to get another one and get it fixed. Nobody would fix the refrigerator. I called different places other than Old Republic when I found out that they didn't cover it. I was a little frustrated but I know it wasn't their fault. I know that they didn't cover it. But I didn't like the fact that it was in really teeny-tiny writing.

Old Republic has been great and the last guy who repaired the oven was really good. I called Old Republic to file the claim and he ordered the part. It took a couple of days for the part to get here and it got here when he said it would. Then he repaired it that evening. But I had a repair guy who replaced a circuit in the dishwasher and the door wasn't installed right. It's popped out a little bit and the metal front on it, the stainless steel, is showing a couple tabs that are supposed to keep it in there. Other than that, when Old Republic replaces things like hot water heaters, the warranty pays off in the long run. But if I ever have to have something done with the air conditioner, they don't cover the cost to put the air conditioner lifted on to the roof of the crane and you can't replace it without doing it. And usually, it's right around $150 to $200. So, it would be nice for Old Republic to add that service, especially when you live in the desert.

I like the quality of the people at Old Republic and the size of their company. The price keep going up but when they say they're gonna do something, they do it. It's easy for me to communicate with them. I make a phone call and the issue gets fixed. When my tenant's dishwasher was having a problem, I got ahold of Old Republic. A contractor came out, took a look at it, and fixed the problem. When my furnace went out, Old Republic ended up replacing it. The contractor did some stuff wrong and I had somebody come out and fix.

When I had a claim, everything was quick and efficient, and there was good communication. I had a couple of my outlets that weren't working and I had a good experience with the tech. He came, communicated, and got the job done. So it was good. Old Republic was very reliable. They have good communication and prompt service. I have peace of mind because I bought an older home and things will be covered so I don't have to necessarily go out of pocket like crazy to fix things.

Filing a request is very smooth and easy to navigate. I’m able to get a live person and speaking with them is very pleasant. I had a service request for plumbing and it was a recall so Old Republic put that in right away and notified the technician to have him come back out to fix the issue. Took WEEKS to fix toilet. Plumb ER replaced flapper, failed to replace gasket between tank and bowl causing toilet to leak. He told them it was damaged prior to his arrival. It took numerous calls and weeks to convince ORHP it had passed home inspection and worked previously. They finally sent 2nd plumber but did not believe him that Plumb ER was not truthful. Finally sent America's Choice who was extremely helpful and fixed it.

4Sins Garage Door came out to check out my garage door opener. I ended up buying a new opener from them. It was $450. I assume I’m getting reimbursed from Old Republic, since it was covered. Have not heard as of today. Funny way of doing business. They have been good in the past.

We have Old Republic Home warranty for a few years now & have called them for service more than twice and each time, it takes a long time to get connected to customer service over the phone. The vendors servicing our home for repairs/ checks were good but in terms of getting reimbursed from Old Republic, it takes months to get reimbursements. We had service in early December of 2023 and we haven't received reimbursement until now, it's already February 2024. When we had a service in early December 2022, I remember we received reimbursement in late January of 2023. I wonder if it's always like this. And I don't have the luxury to call again if only to complain.

I reached out to my own plumber initially when my sink stopped draining. He ran a hydro-jet and it did not clear the stoppage. Old Republic sent out three different plumbers that did essentially nothing but waste mine and my partner's time. We each took take time off of work to wait for a plumber to show up and then he left ~15 minutes later. NONE of them knew what the issue was or even how we could go about getting it fixed. Eventually, after waiting two weeks (and not having a kitchen sink in the house we just moved into), my dad's friend called in a plumber that finished the entire job within an hour.
I totally understand that Old Republic doesn't have much control over the contractors that they employ. However, having an insurance plan was supposed to make the process slightly easier. Old Republic made it a MISERABLE experience. The calling center personnel were poorly trained and when they were able to answer my question, they ended up being wrong. I wish I hadn't spent any money on this because I still ended up paying money out of pocket.

ORHP answers the phone promptly and cordially. I prefer phone calls to computer sites for this type of business. Appointment scheduling was transferred to my tenant seamlessly and charges were as explained on phone. Both the electrical and plumbing concerns were fixed and ORHP went above and beyond on the electrical issue to fix additional possible problems.

Our water heater was making a lot of noise, so we called Old Republic to schedule a service visit.. The service person came 2 days after we called. After thoroughly checking the water heater, it was recommended the water heater be replaced. The replacement was approved and installed within 2 days. We feel it was very professional service.

In the six months since we have owned our home, we have had four claims with our Home Warranty. One of those was fixed quickly with no issues (garbage disposal). The other three have required returned visits to fix the problem, and to this date, we are still awaiting them to be fixed. Old Republic is aware of this, and working with us. Our ice maker hasn't worked since day 1. After filing a claim, a company supposedly fixed it, but it broke again quickly, but it was outside of the time frame allowed to come back. So we filed another claim for another $85.00, and we are still awaiting for the part to be installed. The ice maker problem was actually two of the three claims not fixed.
The other claim is a faucet issue in the guest bathroom that has required three trips by the repair company and it is still not fixed, but they are awaiting parts. The bottom line is that with the exception of the garbage disposal fix, the ice maker and faucet have required three claims, multiple trips by service providers and they are still not fixed. The customer service at Old Republic is always nice and attentive, but the results of the process are disappointing to say the least.

Old Republic has a lot of good qualities. It's fast and efficient to start a claim and be assigned to a service provider. But over the years, they have eliminated choices. You can now only use in network service providers and the quality of who Old Republic contracts to has gone down. They are third and fourth tier providers who deal primarily with homeowner's warranty. They are consistently rude, difficult to deal with, often sexist, and the quality of their work is consistently subpar. I would rather pay a portion of the overall bill and use my own trusted providers than have to use yours. Please do a better job vetting who you contract to.

Anytime we have an issue to be fixed we are contacted by the contractor so quickly and get one the schedule for a fix within the week. Fiancée and I bought our first home and our realtor recommended Old Republic. Said they had a good reputation. Our fridge went out early January. Mid Jan. I place a service request. The service man called a day or 2 later asking if he could show up in 30 mins. He did that 2 days in a row. Fiancée and I both have jobs. No one can stop working and go to an unscheduled appointment. Told him I needed an appointment to take off for work. Told me someone would reach out before the weekend. Friday went by, nothing. Monday went by, nothing. Tuesday, same. Wednesday I called back and asked what was going on. Customer service wasn’t helpful either.
There was maybe 4-5 occasions where I was told “let me reach out to the service guy for more info and call you right back” and never got a call back. Appointment was scheduled for Friday for technician to show up between 1-3pm. So, my fiancee took the day off to be present for this appointment. Our daughter missed school for this appointment (goes to school near my fiancée’s job which is 1hr away). He calls about 10am to tell me he’s going to be late because of something at a job. It’ll be 4pm. It's after 4, she calls him and tells her he won't be able to make it.
We’re beyond frustrated and disappointed at this point. We get it scheduled for the next day. He shows up at 9am, thaws the freezer panel out, takes a pic of the bottom of the fridge, says he’s going to send this to Old Republic and I will get a response in a couple of hours….Did not hear anything back!! Reached out 2-3 more times, didn't get any helpful info. Said they didn't receive any info but are going to reach out to show the sense of urgency and I was going to get a call back. We have heard this phrase a couple of times now and guess what!? No response!!
Side note: reached out to several different customer service representatives about this, disputed the $100 technician service fee, and even emailed a Sr. Executive at Old Republic asking for some sort of help or direction and guess what??? That's right! No response!!! Final outcome: a few days later (about 13 days later from mid Jan) had a lady reach out to tell me they got the info and the fridge had a crack in the floor and was deemed irreparable (not true, had a another company come out and ended up being the relay harness and is getting replaced and had cracks inspected, nothing wrong at all) but the interesting part was that she told me if I got a certain part replaced, it would be covered and I'd get $250 back.
I would just have to cover the part, find a technician to install and I would have to email them the invoice. Why would I do that if the company won't fix my fridge? That is a complete waste of my time. Who knows how much the part and installation would be. It could be more than $250 and I would lose even more money and time. She told It was going to take 20 days to process it as well. I truly don’t understand the reason for even suggesting this. Please do not waste your time getting this company. I have paid the year so I'm stuck but believe, I will not recommend this company to my family or friends, ever.

I've had quite a few times where I've had to make a claim with Old Republic and have somebody come out. Usually, it goes by fast. They have an after-hour voicemail that you can leave and they'll take care of it. So you don't have to call only during business hours, which is nice. They cover a lot under their policies. It's great. Recently, my electricity was being wonky. I filed a claim. They sent out an electrician and the guy was amazing. He ended up going above and beyond and getting it done in a timely manner. Old Republic is better than other companies I've used in the past. People shouldn't waste their time with anyone else.

I had a recent claim with Old Republic for the garage door opener. They scheduled someone to come out right away. We bought a new remote 'cause the old one broke and I tried to replace it with the new remote to reprogram it. What that did was fry the circuit board. The circuit board was bad but the motor was okay. It still went up and down. I had the guys look at it and they said, "Yeah, it was bad." They replaced the motor. Everything's working. They also put the new keypad in. Old Republic takes care of everything. Even with our stove claim, the tech did a good job too.

I used Old Republic once for the shower that was leaking, but they couldn't do anything. It wasn't covered by the policy and it's more of a plumbing issue. I still had to pay and the tech didn't do anything. He was knowledgeable and on time.

Appliance contractors are terrible… I called in a dryer repair in mid December and I’m still waiting for a repair to be done. Needless to say I won’t be renewing my warranty with you when it comes due. This is unacceptable and is not ok. If I just called in a repair without going through you my dryer would be working. Most competent companies can get a repair done within a few days not months.

Old Republic Home Protection's service is so bad. 1 month ago, I called this company for leaking water pipe. Then their staff came my house, checked and they said I have to pay $380, I didn't agree because leaking is small, and my insurance is cover it. They left and didn't fix anything. The next week they charge $85 for trade call fee.

My home needed a new HVAC System. So Cool Solutions was a contractor working for Old Republic Home Warranty. They installed an HVAC system incorrectly and by the winter, this unit was not working. In less than one year. Then, Old Republic Home Warranty dropped me, even though I had never been late with payments, etc. They did not want to pay for a new HVAC system and ultimately contracted cheap and incompetent labor which is costing me more money. When the contractor came out to fix my heat, they charged me another $225.00 and my heat worked for less than 24 hours. So Cool Solutions said they would refund my money but have yet to keep their word. Beware!

I'm very happy with my Old Republic coverage. I submitted a claim and the electrician that came out was very good because he found the problem right away. He couldn't fix it though. The compressor on the air conditioning was bad and he's not an air conditioning guy. He had to report back to his company. Then his company had to turn their report into Old Republic. Old Republic sent air conditioning people out. They had to get permission from Old Republic to order a new one. It took too long. I was without heat.
I wasn't happy with the repair outfit that Old Republic selected. When I called and asked questions, the owner got on the phone and he was a real jerk. The workers were good though. The young guy was great. The only thing is they sent a young gal out here in the morning to drop off the compressor, and then she left. She didn't do any work. They didn’t show up on time the first time they came out to realize it was the compressor. They told me they would be here between 10:00 and 2:00. He didn't get here until almost 4:00. They kept sending me a text message but they never told me that. So, I wasted my whole day sitting here waiting.

I've used Old Republic over 10 times within the last two years and they're reliable and do a great job. When they’ve sent someone out, it’s been mostly good. Sometimes I've had issues with the persons that they chose to send out but they resolved it right away. They always had a backup person or in some cases, a third backup person. Sometimes, I would call and the people wouldn't return the call. All I had to do was call Old Republic and let them know. They'd apologize for that and get back to me within the same day or an hour with somebody else. Old Republic’s prices are reasonable and they’re a good company to have insurance from. They don't try to deny claims and never try to argue the point. You submit the claim and they process it and send somebody out to get the work done.

Every time I call to put a request for something, they send somebody right away, the next day if it's possible. It's really good for us to have that kind of service. Also, the contractors have been very good. I always tell my friends to get the guarantee because Old Republic is an excellent company.

The service with Old Republic has been great. If I've ever had any questions and I've called and asked, they've been super helpful in explaining what my benefits cover or what I can do to upgrade or downgrade depending on our needs. Our water heater went out last month and I called them. They had a guy out the next day and within four days, we had a water heater and all of the connections. Everything was all brand new and we paid only $85 out of pocket. Old Republic has easily saved us $1,000 if not more, especially with these unexpected things. We didn't plan on the water heater going out so having that safety net if something goes wrong is beneficial.
We've had issues in plumbing, electrical and in the air conditioning unit in the summertime. It's nice knowing that if something goes wrong with these internal home systems, I'm not gonna be paying my entire savings to get something fixed if it's an emergency. People should be getting a home warranty and I always tell them to check out Old Republic.

Old Republic doesn't cover much, so I'm debating whether to continue with them. I pay a lot of money for a few hundred dollars in coverage. This place I have is a money pit, so I spent thousands of dollars in the last eight months. Most of that was through private plumbing companies, and I've had other work done too because Old Republic didn't cover a lot of the stuff that went wrong. But the contractors that came out were all good. They were good guys. I can get through Old Republic when I have a claim. They're easier than another warranty company that I dealt with before. But they still want you to wade through a menu and I don't like that. I like to be able to call and talk to somebody. But the whole world's getting away from that. I hate menus. It's like they wanna irritate you from the very beginning. But the reps were courteous.

I called the number to submit my claim with Old Republic and it was an automated thing. It takes you through the steps of what you're asking for and it's pretty straightforward. The two times I've had to call, I wasn't really given too much information other than the company name and it would have been better if I had some more information on the people that were coming out. On the second time I had to call and make a claim, I asked for some information but I was told they couldn't give me anything and I'd have to reach out to the people directly.
But the tech was good. The same guy came out twice for the same plumbing problem, about a month apart. The first time, it didn't get fixed fully, so he came out the second time. The first time, all he said was that he put a snake down the line and cleared it. Then the second time, he said that he put a blade down that same line to chop it up. He was all professional and very nice. Everything seems to be good now and I haven't had any floods down there or at least any backup since then. Also, I like that the policy covers everything that I'm going to need if I’m ever in a pinch. It makes it a lot easier and takes a lot of stress off. I'm glad that I have them because the two times that I've needed the service, it saved me a lot of money. So, I'd recommend it.

I haven't had a problem with the Old Republic itself. Some of the contractors that Old Republic Home Protection sent are not good. Sometimes, they would say, “This can't be fixed.” We would call someone else and the stuff would get fixed. I don't know if it's because they're not getting paid the full amount. It's just a deductible. But they feel the project is much work for what they were getting paid.

The times we’ve had to use the warranty have always left us satisfied. Quick service and great customer service from both contractors and Old Republic. When our water heater broke there were no hoops to jump through, the contractor gave their opinion and old republic honored what they cover. This company is frauds. They sent out someone to look at my outside water hose then charged me money for it just to tell me they don’t cover outside hoses. When I complained they argued with me and changed the story to the hose was not covered because it was not wear and tear. This company is just stealing people's money. Don’t use. Please listen.

This warranty was well worth the price. Friendly customer service and service at my home was professional and friendly. Excellent to have, I have used them Twice in six months and never had any issues. The deductible is very minimal. I highly recommend getting a home warranty insurance from Old Republic Insurance company. We are very pleased with them.

I call on the phone when I have a service request and it's very easy to set up. I've switched wherein I called in, and now I do a recording and talk through it, but it's still very easy. The turnaround time is fast too. I've never had a problem with that. On the other hand, I didn't like a couple of repair people who weren't the friendliest. Besides that though, their quality of work is good ‘cause I've never had to have someone come back. I definitely recommend Old Republic all the time. The price is reasonable. I've been with them over the year and got a bigger house and knew the increase.

I filed claims in to Old Republic over the phone and online, but I like to call in. My heat has been out for some time now and it's still not corrected, but it's a combination of both the contractor and the company itself. Things that I've gotten taken care of in the past have been very on point, and they sent very good contractors as opposed to other insurance companies that don't have good contractors. So, I like that they have quality contractors that they use to come out. Right now, with our heat, we're having to pay for the whole furnace. If they would help their customers pay at least a percentage, that would be ideal. They're paying for labor but we need help to purchase equipment when there's large items. If it's over a certain amount, I think they should pay a percentage.

I like the peace of mind that something is covered if it breaks. The most recent issue I had was my heater quit working. There was a scheduling issue because everybody was booked up. It was right at the beginning of the cold spell that we had and it took like two and a half weeks to get somebody out. The unit required a new circuit board for the heater and it's working as usual now.

Bought a home recently and asked for the most comprehensive home warranty. My agent recommended Republic and I went with them asking for the top warranty -- all inclusive. Price was not an object as the seller was paying for it. I got the warranty docs and on the first page it listed all covered items -- including a refrigerator - Very comprehensive. 3-4 months later when I experienced problems with the refrigerator and called them I was told refrigerator was not covered and if I followed the time start and fine print I would see that on my warranty documents.
The extra cost for covering the refrigerator was $50 --- something I would have gladly paid for if told it was not included. Republic A) did not communicate that properly -- B) did not make exclusions clear on the paperwork and C) did a horrible job addressing this issue with overly long waiting times and rude responses. DO NOT USE Republic for Home warranties and whomever you use --- ask to get a list clearly showing any and all exclusions. LK

Old Republic has an online submission form as well as a 24-hour robotic number so you can go any time and submit a claim, which makes it easy to use. But you can't speak to a person and that makes it very difficult and disconnected. When you need to make a claim, you need questions answered sometimes or you have something you're trying to understand and it doesn't help if it's just a robot or a web page. So I wish they had a simple number to call and file a claim. I was able to do it in a very roundabout way and get there but it wasn't easy.
When I moved in, my boiler seemed to be working okay and the home inspection went fine. But after being here a week or two, it wasn't working and we had issues where it was overheating in the house so there were some problems with the boiler. I was told that I could call whichever contractor I wanted locally but they couldn't do any repairs until we got an invoice and called Old Republic and got all of the repairs approved. There was a cap of $2,500 which is not very much for a boiler. It was $2,400 worth of repairs and I'm still arguing with them about one of them.
Old Republic approved $2,050 of the $2,450 but didn't approve $400 of the invoice because the woman who was working on the phone wasn't a technician and didn't understand what she was talking about. She and the tech had a misunderstanding about one of the repairs that had to be done so she claims that it's not covered under the warranty because she thought he was talking about something completely different. I'm trying to make Old Republic understand that they need more trained people to take these phone calls to approve these invoices. Either way, they have a legal obligation to cover the things that are covered under the warranty and this is a major part and it was covered under the warranty. I found it and checked. The whole experience has been very unpleasant just to get a boiler repair done.

The first time I had trouble, the repair people had to come out and do my icebox. I misunderstood because it was my first time having insurance and buying a home. The lady from Old Republic said if they can't fix it, then I might be able to get a new icebox. I didn't understand that from the beginning and the person who came out here had mentioned that they weren't gonna go through all that just to get a new icebox when he can fix it. But if I decide to do my own icebox, they'll pay the difference or see if they will. So, it was confusing. They finally fixed it but some of my food thawed out because of the timing. So I didn't appreciate that at all.
Old Republic is very bad. Three plumbers have come out here and the drain has not been fixed. The first people who came out couldn't see the leak because it's underneath so they didn't do anything. But the second man who came went outside and looked up under the house and saw a leak. He worked on it and the third time he came out, he said he had to have authorizations to do other stuff to get to the leak. It's not working because my sink is still leaking and my floor is wet. I don't understand because I'm not a plumber and I can't understand why they can't see it leaking.
I never had a plumber come out and not fix things. I thought a plumber knew. That's what they went to school for to figure out where the leak was. So that's nerve-wracking for me. I'll just get somebody else but it costs. So, I'm stuck and that's not a good feeling. It's close to Christmas and I'm waiting for them to call me back. He said Monday or Tuesday. He would get approval so, I'm trying to be patient.

I always had excellent luck with Old Republic. They have always been very helpful and good, so I stayed with them until I went to another company. I learned that Old Republic was better. I’m back to Old Republic and I'm very satisfied with Old Republic. I would never go to another company ever. I have already got a landlord that I know that rents houses and I got him to go over to Old Republic.
For my recent claim, the first AC contractor that came out was garbage. I wouldn't let them work on my tricycle or work on anything because they messed everything up. Then they got another company that came out. The second company was able to fix it and take care of what was wrong and take care of what the other company did wrong. They had to fix what the other company broke.

Might be ok for the little things, but don't expect much. They sent someone out to work on my AC and their service provided cut wires and changed things in my system-Now I don't have anything and ORHP is saying they don't cover it. I went from a little vibration in the fan to not functioning and no one is taking any responsibility. Not sure what this company does besides take money for nothing - Coverage is very lacking and they won't cover work they damaged or anything that is major.

I have been with Old Republic for 2 years now and have called for service about 4-5 times. Each time, they are very responsive and organized. The one time I had an issue with a service provider, they were able to block them from ever responding to my residence again, and replaced them at no additional cost to me. I also feel the pricing is fair for what they provide.

Loved Old Republic and how they handled our issues. Until you actually need their service then they refuse to renew your contract after an AC claim. You offer a service and then punish a multi year customer for using it. We had an upgraded plan that covered everything in our Villa.

I reported a broken dishwasher and the response from Old Republic was fantastic. In a few hours I received the name and phone number of the service company. A few days later, the service technician came out and repaired my broken dishwasher. The process was simple and fast! I highly recommend Old Republic as a home warranty company.

Myself and family members have Old Republic Home Warranty Plans. Our experiences have been mixed. In this particular case, we have an outstanding claim that has not been handled well. There is still time to fix it, but how can we? After speaking with an agent (multiple times) in your Authorization Dept. we have not made any additional progress. We have requested to speak to a supervisor and been told that there is no supervisor to speak to. Not to worry, one will call you back. It has been over a week. We have called multiple times. We have left multiple messages directly to the authorization agent's voicemail via her extension. She is very nice, and kind. But, we cannot make progress on this claim. Why won't a supervisor call us to resolve this issue? Your terms and conditions clearly state that you will replace an item "like for like" but you are unwilling to abide by your own terms and conditions. What's worse -- you won't call us back.

The automated system responded quickly to my request and the service provider completed a proper repair. Everything is in good working order. The one thing I would like to have as part of the service is repair of the wall which had to be opened.. I do realize that it would be considered a separate repair. Otherwise would recommend the service.

Overall I have been pleased with the quality of the service technicians that Old Republic has sent to my home for service issues. I have referred several people to purchase a home warranty thru Old Republic due to my great service. I had one situation where I requested a different service technician. They were very good about sending a different company to solve my problem. I have had other home warranties that were not as easy to work with at claim time.

Let me start off saying 99% of the operators I have talked to are great, great customer service. That is the good. The bad - 75% of the vendors sent to do various jobs. ORHP has no known way of monitoring the local vendors and should listen to customers when they say "These guys came and did nothing". You and I are getting charged and as far as I am concerned ripping all of us off.
Now I do understand that ORHP tells the vendor to do as little as possible and to just place band-aids on the repair, but when you have to send multiple recalls and waste our time as homeowners you need to look at this situation. The frustration your owner portal. I have 15 policies now for well over 20 years, though the number varies with sales and buys. I suggest you give us a way to edit our personal information. For example I cannot find a way to take people off the account or delete old address for me. It would also be nice to add a section that allows us to request a no recall when we have issues with a vendor.

I called in for service re: clothes washer. It ended up not being the appliance, but a blockage for the draining from the appliance. The appliance service tech said he would let ORHP know that a plumber is needed. He did not do this. I went ahead and requested and paid for a plumber tech to come. He came 2 days later. He snaked the lines as best he could, but said he couldn't get to the pipe blockage was in because of size of pipe and a smaller copper pipe. He left one of his long snakes in my yard. This tech's report did not get to OR in a timely fashion at all. OR would not cover the blockage issue. The next day, I had it snaked by another tech in about 10 minutes at a cost of $195. Now real excited about how this request turned out with ORHP.

We experienced a clogged kitchen sink and requested service by email asking for a service site inspection. THe plumber came within 1 hour and was unable to clear the drain blockage but he contacted ORHP and they confirmed a new plumber and he came the next afternoon and cleared the clog. What exceptional service, prompt, courteous and very professional and all for only the service call fee- this one visit paid for the year’s subscription. Thank you ORHP.

When our dishwasher stopped draining we contacted our home warranty company who scheduled a technician to come out after I paid the $85 fee. The tech came out a week later and after dismantling our unit found that the small ball that should fall into place to allow the pump to empty the rinse water was out of the pocket that should hold it. Afterwards I discovered I never needed my home warranty company and could have shopped around for a better price since my $85 was all that was billed to the insurance company. The home warranty company already makes too much off me to still charge me a service charge!

Very inexperienced. First they approve repairs then the next day call back and deny repairs saying other representative didn’t know what they were talking about. Also Wasting my co-pays on inexperienced companies they send out. 2 different companies diagnosed two different problems for the same warranty claim electrical and it wasn’t even my electric. Problem turned out to be a Edison issue with their power cables to my house.

My garbage disposal was leaking so I went online to report to Old Republic. The work order was set up in a very timely manner with J&L Plumbing. J&L was able to get to my home within 24 hours and replace the disposal. Very professional response by Old Republic and J&L. I highly recommend.

Some of the experience with Old Republic has been good and they’ve been quick on some things. But our water heater has not been fixed. We’ve been fighting for months and we’re waiting for the warranty to approve it. So, it's not very good right now. When the techs came out and did the heater, they were rapid on that. The service providers have been nice and helpful. But certain experiences haven't been great. I’m disappointed right now and we have to keep calling and checking in. No one calls us and tells us what's going on. It's constantly us trying to figure the job out, who we need to talk to, how we need to escalate it and how do we get this fixed.

If I knew now what I knew then, I probably wouldn't have gone with Old Republic. The few times I dealt with the reps, they were okay. Unfortunately, there were some issues with getting some people back out there, which weren't resolved. We had somebody come out to fix our air conditioning condenser unit and they came out to replace it, but it started leaking a few months later. So, we called back and they had somebody else come out and take a look at it. And the guy who came out to look at it said that the person who installed everything previously didn't install everything that needed to be there, like safety belts. And he said that if somebody, like a safety inspector, were to come out and inspect it that it would fail, to get ahold of our insurance and have them come back and finish installing everything.
So, I did that, and the insurance called the company who originally came out to do it, but they refused to get back with Old Republic about it. So, I had to go ahead and file a complaint on that company with the Better Business Bureau, which they still never responded. So, I tried to get a hold of Old Republic to see if they could send somebody else out and they refused to do so. To this day, they refuse to send anybody to fix it because they claim that nobody would wanna work over somebody else's work. But that does me no good if the people who did the original work also wouldn't do anything about it. They also decided that they wanted to drop us.

I've dealt with Old Republic three times over the last five years, and this last time, they resolved the problem, but the first two times, they didn't. I went back and forth with them on an air conditioning unit on a newer house and they didn't wanna pay on that. I ended up having to get someone local to come look at it myself. I also had a dishwasher that they gave me 40 bucks for and said they weren't doing anything other than that. I had to pay 75 to get somebody to come look at it, then I was in the hole. That was the first dealing I had with them back in 2018 and I've been rubbed wrong ever since.
The representatives are not very good at getting back with people, and one representative will say one thing, then another representative will say a completely other thing. I've had three dealings with them and it's been that way every time. I just keep calling back until I get a representative that says what I need to hear. The best review I can give is that they make their own rules up over there. I have to call and call to get somebody willing to talk to me as well. The tech they sent out was nice though. He was really friendly.

When we bought our house, we started with Old Republic Home Protection, and we liked the service so we kept them. Easy response, quick response times. Everybody has been good but the one AC guy. But I understood why he did what he did. He wanted to charge us extra money other than what the repair would cost through Old Republic. He mentioned that it was for some test, and I've heard of it, but it wasn't required for the work that he did. I do a bit of HVAC, and I caught him with that. He told me that they weren't paying him much so he had to charge extra. I wish Old Republic could have done more to stop that. I said that was not my issue, but we wound up paying the extra $700 anyway and Old Republic couldn't do anything about it. But getting the condenser for $700 versus $3,000 was still a big win, so I left it as is. I'm very happy with Old Republic. I’ve recommended them to people.

We have five houses with Old Republic and early on, they were very callous about who they sent out. Big Bear is a resort community 7,000 ft. up in the San Bernardino Mountains here in Southern California. It's an hour drive up and down the hill and the majority of Old Republic's service providers would be coming in from Riverside or Palm Springs area. They would always wait until they felt they had enough business to justify making a trip all the way to Big Bear. Any time they would send a service provider from down the hill, we always had a negative experience with that service provider. But as long as they send a local company that is here in Big Bear, we always get excellent service. So I file claims by phone because I ask the person once I finally get ahold of a warm body, “Would you please send a local company?”
The only negative we had one time was when they sent Kimbro’s Appliance out to the Barker house to diagnose the range that had ceased to operate. They screwed up the paperwork and the tenants in that house were without a range for two months. That was through Thanksgiving and Christmas. We were asking what was the problem and they finally told me that it was a mess-up on the part of Kimbro's appliance, that they did not provide Old Republic with the information that they needed in order to replace the range. We talked to Old Republic and I said I was gonna do the cash-out and they said that would be fine. I replaced the range in the house and they paid a very fair settlement. Outside of that, everything has gone flawlessly in every other home.

As a single older woman when I bought my house I was excited about your warranty. My realtor assured me it was a smart choice. Less than a month after I bought the house my air conditioner went out. This was in July when the temperatures were over 100*. On Friday after a 12 hour shift I get home and my house is 96*. Saturday I called the warranty place and I filled out a request online. Sunday I called again and filled out another request. Monday morning I called and they said they got my request but they didn’t have anyone available.
Two hours later I called them back and they still didn’t have anyone available. I found someone to come And I called and was told they would submit my guy's paperwork for reimbursement. My guy came and right before he started, The warranty place called me and said that they needed one of their guys to come look at it first, before I could have my guy fix it. I explained my guy was already here. The next day was July 4, nobody would be available and they said there was nothing they could do so I went ahead and had my guy fix it.
I called July 5 to say I didn’t think it was right that it wasn’t covered when they didn’t have anyone available to fix it and I was told "Well we didn’t need to send someone out. We just needed to talk to the guy that was fixing it for you." I said you didn’t tell me that and they said "Oh sorry for the misunderstanding but there’s nothing we can do." For the last 4 months my realtor has been reaching out to you and between getting the run around and unanswered calls you have been no help. At one point you told my realtor that you had contacted me and settled the situation, you have not! I am extremely disappointed.

I've had Old Republic for 10 years. I have it here and at our other house which, my parents live at. I have peace of mind in being able to find a repairman and knowing that they're safe because through Old Republic, they're not just gonna send a random person. I like the online portal for submitting claims. It's easy enough to use for someone who's mildly tech savvy.
Lately, my experiences have not been good, though. We had a couple of really bad experiences that I had to escalate in the past couple of months. We put in a request for a repair for a dryer and the tech was very unprofessional. He told my parents that he was taking everything apart and he said he would not put it back together unless they pay him $500. My parents felt kind of under pressure in that moment and I wasn't there so they ended up paying him. But the guy didn't even change the part that was bad because the dryer didn't work after he left. My parents were so scared and they didn't wanna tell me but when I found out, I called Old Republic and they said we shouldn't have paid him. I said we made a mistake but I asked them to please not use him anymore.
They still charged us for the service call and then two months later, when the part went bad again and I put a claim in, I had to escalate it and asked to not send the previous person again. I also asked why I had to pay for two trade calls if it was a warranty issue. I had to talk to 50 people and they finally agreed to not charge the second service call.
I had a simultaneous issue with the water heater and the rep from Old Republic said they don't cover the hose or some other ancillary part, but they cover the water heater and the water heater is not available. I saw the water heater at Home Depot and it was available. They said it takes weeks. But it was at Home Depot. I don't have a truck. I have a home warranty service we pay every year so that I don't have to have a truck and I don't have to lift a water heater and carry it to my house.
My husband got involved and we had to escalate it. The guy said we were rude but they don't understand what they're supposed to be doing. They ended up covering everything and fixing it that day. But I shouldn't have to defend what I know I'm entitled to. As a customer service company, they should be providing everything I'm entitled to. I would still recommend them but I would give a disclaimer of like, “Make sure you know what you're entitled to that you fight for it.”

We like that there’s not a long wait with Old Republic. There’s a quick turnaround and very friendly staff when we call. They answer all our questions and they’re very good to deal with. I call the 1-800 number to submit claims and the reps say that they're gonna provide our information to a plumber or if it's to someone to check the dishwasher. Whatever they told us happened. They said they were gonna call us within a few days and they confirmed with an email as well. Everybody was friendly and knew what they were doing. We had a little bit of a hiccup with the dishwasher. The tech came to see the dishwasher many times and the parts that they replaced were a little excessive. The wrong parts kept getting ordered. But it's clear now and our dishwasher is working. I have recommended a few people to get Old Republic. Every time someone asks me, I would say I have insurance with Old Republic and I recommend that they get it.

I've been happy with Old Republic up till now. Our microwave broke and it took a while to get the guy out here to look at it. Then it took them a week to get the report and get me a letter about what they were gonna do. It took another week for them to do the research and find a replacement, and offer me the item or find my own and they'll reimburse me. But that whole process took a little bit longer than I had hoped. With the plumbing issue, I had a very good experience with Old Republic. I like the fact that once they couldn't find somebody to come out, they let me do it. They were very prompt about it. They were easy to get ahold of. We're in a small town in Tennessee, and good, reliable help is a little harder to find here. Old Republic is pretty responsive to that and lets me know that it's up to me to find somebody. But they should have a little bit more aggressive attitude in finding qualified people here. They need to work a little bit more on that.

I have called multiple times to try to clarify or get an update of when I will receive the check and no one can give me a definite time frame. Also I have been told someone will call me back several times and it has not happened. A representative told me I cannot speak directly to a supervisor and that he or she would call back by the end of the day and I have not received a phone call. This is very poor customer service and communication. I am very frustrated and upset because I need the money to buy Christmas presents for my friends and family.

Our brand new HVAC system stopped working in August 2023. It is now November 2023, and Old Republic Home Warranty has not helped us as promised. We call them regularly only to be told that our claim is a high priority and someone will call us back by the end of the day. No one ever does. We went through the hottest weeks of the summer in the South, working from home and doing home school, all while it was almost 90 degrees in our house. Now, so much time has passed that we are having nighttime temperatures in the 30s with no heat in our house. Old Republic blames Lennox (the manufacturer) or the contractor (who has tried his best to advocate for us). This is unacceptable and I would not recommend anyone trust this company with something as important as a temperature controlled home.

I call when I request a service. If it's necessary, I'll talk to an assistant and it's very convenient. As for the techs, everybody that came looked very professional to me. The price is not cheap. It's more than $100 per month. But it's okay. It's worth it, so far. When the plan was the least expensive, I had some issues because there were things that were not covered. But when I tried to upgrade the plan to the utmost, so far, I haven't had any problems.

I bought the home service from my agent recommended, thought it would cover my home. When I called the water leaking from the sump pump that I was told to give them the insurance for the house; also, asking more about the appraisal how described. After taking a long time, I was told that I wasn't cover because the appraisal didn't mention it even the plumbing covered by insurance as per the contract. It is a joke, the service sucks, don't waste money to buy the house guarantee from Old Republic.

I got a ORHP plan when I bought my house 3 years ago. I kept it for 2 years, only using it sparingly, but they were straightforward the few times I did use it and covered what they said they would. This year my plan lapsed for a few months while I was traveling a lot and rarely home. I signed back up several months ago, selecting their best plan because they had treated me well in the past. $105 a month—not cheap but not terrible either.
My dishwasher started acting up so I scheduled a service for it. A service tech came out then shortly later I received a call that they denied my claim: the tech said the damage had to have started over a year ago (hard water buildup). So they denied my claim since it was “preexisting damage” even though the damage occurred when I had an active plan with them. The rep on the phone got short with me and couldn’t explain why they would deny the claim even if the damage occurred when I was under their warranty and said it was “policy”. Pretty subpar experience for a long time member with their “top of the line” plan.

When I have a claim for my AC or heater stuff, the process with Old Republic takes a long time and it's a hit-or-miss of getting good people. And there's nobody local. Most of the people I've had are either a good hour to an hour and a half away from my house, which is sad because there's so many people in Crosby, Texas that own AC and heating companies. I had a good one out of Porter, but he's 45 minutes to an hour away from me. So it would take the techs at least two days to come out and there's been scenarios where it's been longer. But the other day, I made a claim for my oven and within a couple of hours, the tech came out because it's the same guy who has done the work for me on my oven previously. He's been amazing and very considerate.
But with my AC stuff, the techs have always been crappy. When I had a claim for my heater, I had to pay $900 out of pocket because I got a second opinion. The first guy who came in spent five minutes upstairs and said I would owe them a grand for the work needed and that it wasn't covered by the warranty. But everything I've had on my AC or my heater has always been covered. So, I called a guy that Old Republic had sent out previously who was pretty good and asked him to come out. I had to pay the cost of him coming out, then him coming back and fixing the issue. But he didn't immediately say what was the issue. He told me that it could be three possible things and he eliminated the ones that did not apply. In the end, it turned out that the diagnosis of the first guy was not totally correct. Other than that, when I've had to call, Old Republic's reps have been really helpful. The cost of their service is also not that bad.

Having Old Republic gives that sense of security that if anything breaks or we have any issues, then we can just call in because we have the coverage. It's nice to only have to pay the co-pay, and we know that it's taken care of. We submit claims online, and it's really easy. As soon as we know something's broken, my husband logs right in and handles it. We usually have a case number and information within minutes, so we know who we're gonna be calling to set up an appointment, our local agency or whoever is gonna come fix the problem. Sometimes, we get people who don't know how to fix the issue, so it gets referred to somebody else. They resubmit it, and that's happened a couple times. Besides that, I really like Old Republic.
For the most part, we've had good service with Old Republic. The other people who come out are not always perfect, but that's not necessarily their fault. The biggest perk of having the home warranty is that no matter what time of day it is, we can always submit a claim. If I ever talked to anybody buying a home or who owns a home, I always say, "Make sure you have the insurance." It saved us a lot of times where things would have been very expensive to fix. We've had air conditioners go out and showers break. Our water heater went out one time as well, and they fixed the whole thing. Having that protection is really important.

We had a water heater fail in June and Old Republic hired a plumber to come out and check it. They said it was under warranty. They replaced it and that was all fine. Less than three months later, that brand new water heater failed and they sent out a new plumber who said that it needed to be replaced. Instead of replacing it, Old Republic sent the original plumber out who said that they couldn't check anything because the other guy tied off the lines to stop the flooding. So, that was a mess just to get the brand-new water heater replaced. I finally got it replaced and this brand-new water heater that failed flooded our nursery. It did that before and we took care of that under the home insurance. We paid the deductible and that was super on us. But when it failed this time and flooded the nursery again, we had to do mitigation and reconstruction which we're still in the process of.
The plumber and Old Republic are all pointing fingers saying they were not responsible, even though Old Republic hired the plumber and the plumber put in a faulty water heater and it flooded our house. Ethically, I don't think that the homeowner should be responsible for the damage for a faulty product that they installed.
Their agents have all been super sweet and wonderfully kind. But it took three weeks of me calling Old Republic and trying to put a claim in to their damages department. I've made 15 to 20 calls to them and I kept getting, “Oh, the line is down. We're trying to transfer you. But it says it's busy. Let me give you the extension.” And when I would dial the extension for the damages department, the phone would just hang up. For two weeks, they were saying that they couldn't get me to the right department because the phone number didn't work. But that doesn't seem like an issue that should last for two weeks. That seems like something that could be resolved quickly.
We decided to submit a written claim and two weeks later, they said I could leave my voicemail, that they submitted my claim and the damages department should call me to let me know what's going on with the damage claim. So, I left a voicemail. And then, radio silence. When I called them back on Friday, I talked to an agent who said that they denied my damage claim and that nobody was going to talk to me abut it. It was a week between when they said they denied it and when I called because nobody said gave me a phone call or sent anything in writing about it. I just got a bunch of assurances that the damages department was going to call me. But I asked for a supervisor and tomorrow, I'm supposed to get a call from one. I was told that she was on vacation and won't be back until Tuesday. So, it's been a frustrating experience just to even submit the damage claim. And that process was pretty sketchy.

I like Old Republic. I call them and explain what's going on, and they work their best to try to get someone ASAP. If they're extremely busy, they apologize and bring someone out within 24 hours. Their contractors come out in a timely manner, and they fix what I need fixed. It's a good price too. I've had several stuff repaired. When my air conditioning goes out, I explain that I have kids so they try their best to make it a priority to come out to fix the air conditioner. They have to order pieces, but they come back as soon as possible to fix it.

I had a falling out with one of the people Old Republic had on their list that they sent over. But Old Republic spoke with a supervisor. She reassigned the claim to somebody else and everything went fine. I put a claim in around midnight, Eastern Time, and they've got someone coming out here. He called and said he's en route. I like the digital thing where you can do things online. Whoever did the UI or in charge of developing the site did a good job. It's not just basic "I need an order." It's very specific. I also like how someone will always respond to your call. If I call and the person doesn't pick up, I will leave a message and someone calls back. I'm appreciative of their diligence.

I have the premium policy. I called Old Republic 3 weeks ago to place a service repair request for my washer, to this day still no resolution. They will do everything possible to not replace your appliance! After 2 service maintenance partners, they continue to give me excuses for not replacing my washer. As of now, they can't find the replacement part, so they've decided to send the part out to be repaired. The repair company has yet to contact me to make an appointment to come and pick up the part that needs to be repaired! Old Republic has informed me that once the part is picked up and repaired it'll take approximately 2 weeks to get the part back for reinstallation! Meanwhile our laundry is piling up! I recently renewed my policy, what a mistake that was!

Our experience with the Old Republic has been good. When I make a claim, they give me the expected arrival time and the name of the company. I did claim for the HVAC system and the contractor did a good job with that. Old Republic has been very responsive and others should use them. I like that there is insurance for high ticket items.

I had an AC issue and the last person that came out was awesome as far as his customer service. Upon renewal with Old Republic, I told the rep that I hadn't been too satisfied. It seems like it takes too long for vendors to come out or they might not have a vendor that's available in my area. It's always a long delay on things. He told me that if I would commit to them again, he would give me a free service call. But when I reached out to them three weeks ago when I had an issue with my AC, they told me that I didn't have a free service call. It was like nobody really cared.
I told Old Republic that if they looked back around my renewal, they should see the free service call. I also said, "It was a man and he told me that he works in Carolina. And he was really good." They told me, "Well, I see when we came out to do a free service call for you with your garbage disposal." I said they did but that wasn't to be used towards mine. Old Republic couldn't get anyone out here to look at my refrigerator to do a follow-up on my refrigerator and my dishwasher. At that time, they were supposed to look at all three things. They said, "Oh, okay, we apologize. We're gonna go ahead on and we're gonna get that squared away. We're gonna send someone out on our behalf to get the dishwasher situation looked at." But they still owe me $100 for my service call fee for my AC a few weeks ago. The rep gave me a phone number to contact customer service. I reached out to them twice and each time, I was on hold in excess of 17 minutes.
I had to get someone out here to look at my refrigerator but Old Republic's vendors kept backing out on me. I'll have something planned and they'll call me saying, "Oh, we thought we were gonna be in the area but we're not." So, they don't even have any people in this area over here in Jacksonville, Florida. It took a while for me to get someone out here myself. So, they ended up issuing me a check for my refrigerator. The dishwasher needed to be replaced, too. But they're saying that they're not gonna issue me a refund for my dishwasher until they can confirm purchase, which I don't get. I don't like that because that's money that I had intentions on utilizing to put towards another one. So, how about they issue me the check and then I can turn around and show them the invoice?

Old Republic takes so long to respond. Whoever they need to call to come to do the work on something at my house takes so long. Then it takes a long time for them to get parts and to come out and fix something. My air conditioner went out in the heat of the summer. They have no emergencies with them. To submit a service request, I call a number and talk with someone. Most of the time, I'm able to get to a person. I'll let them know what the problem is, and they'll tell me that the person that they're gonna have to service the job out to would contact me. The people who come out are great. I don't have any complaints. The only thing is the time sometimes for them to come out.
I've dealt mostly with air and my refrigerator. With my air, it took a little more than a week for the tech to come out just to check it. I had to call several times. But once he came out, luckily, he was able to fix the problem that same day. I had to wait a long time for a part to come in. I was in the process of moving, and I had to stop because the house was too hot to do anything in. It seemed to me that it took about a month just to get a part. They said they had to order. I was trying to move in that summer. I didn't get to move in until October because it was too hot. Luckily, I had somewhere to stay.
As far as the refrigerator, it took so long for them to come and even check it, and when they did, they said the part was backed up. I got disgusted with them. I told them that I'd just get a new refrigerator. I was really disgusted with the inspector who came and was supposed to have checked my house. I felt like he lied. I was out of town when the inspection took place. But before we moved there, we checked the water on the refrigerator, and we found there was a hole in the line. I was like, "He couldn't have inspected this and not see all this water running out the back of the refrigerator." The shelves in the refrigerator were rusted. So now, some of them are broken. After taking them so long, they said my coverage did not cover the shelves in the refrigerator.
My daughter and I were contemplating getting another one. So, I asked if they could help me get another one since I had so many little issues with this refrigerator, and there was nothing they could do except a refund. The lady said that whatever work they were gonna do on the other one, they could give me whatever that money was. That never transpired, and I got a little frustrated with them. I had to have somebody at the house because I was working. So, I called back and I said, "Just forget it. I'm gonna get a new refrigerator and don't even worry about it." I can't be back and forth and waiting for them to call to come out, and nobody's calling. I still have the problem going on. Other than those, I've been pleased with Old Republic.

The first time we had to use Old Republic was for plumbing and it didn't go very well. They didn't have any plumbers that they send out in my area so I was supposed to look for my own. A lot of people and companies I was going to said they didn't deal with home warranty companies. I ended up paying for the repair out of my pocket. The second time I used the home warranty was for the air conditioning and that was good. The contractor came, did their work then left. Everything worked out. Old Republic covered that.

I have been happy with the coverage that Old Republic provides. The response time is also immediate. And when I have talked to somebody on the phone, which is rare because it's so easy to do online, the customer service has been very professional and understanding what my needs were. I've been very pleased with Old Republic. I'm into my third year with them. I go online when I submit a claim. It's a no-brainer, very straightforward form you fill out and explain what you need. I've also never had a tech that I didn't think knew what they were talking about. Most of my interactions, whether it was for plumbing, heating, the AC, pool service, have all been licensed, bonded folks. It's also usually fixed the first time. I haven't had anyone need to come out and do a do-over of any item that's been repaired for that repair.

We used Old Republic for a couple of things. We have two claims open. We're still pending service for electrical and appliances. Old Republic is fine. They do what they can. It was also quick for them to send somebody out. Once they sent the order, the vendors called us right away. Within an hour, we got a notification of when they would be sending somebody. Everything's good so far.

The last four service calls I have had with Old Republic they have not covered in the warranty as paid for. Do not do business with this company.!!! My last experience was with a washer, they sent out a appliance contractor, who said we broke the shocks on the washer. The repairman would not open the washer to take a look at the shocks. He simply watched a cycle. They said, since we did the damage they would not cover it. We called out another repair service and paid for it, they open the back of the washer, and the shocks looked brand new with no damage at all to any shock.
Upon calling back, Old Republic, they refused to do anything, they would not listen to us about the second repair company. They take your money for the warranty, then used inferior repairman who it seems like are paid to find things to keep them from having to fix the products. Beware, beware, beware, do not use Old republic again. This is happened four times in my one year contract. We never had anything they paid for a repair on but wanted to take $85 for the service call each time.

So far, our experience with Old Republic has been great. They've been responsive and the contractor that they hire is good. Their website is very user-friendly. The only complaint that I have is that sometimes it takes forever to get to a live person over the phone. Also, the pricing is a little bit expensive. Last month, my faucet wouldn't stop leaking water even though we closed it. So, I tried calling them and the call system is not user-friendly. So, I placed a request on my online account and it's hard to do it over my phone, but I did it on my laptop. I made the request, and they connected me with a contractor right away. They assigned a contractor right away and because it was a urgent situation, I called the contractor, and it just happened that the contractor had time right then and there, and they fixed it within two hours. So, that was wonderful.

The claims process was easy. My only complaint would be that for certain items, it was tough to determine whether something is covered or not. Anytime we file a claim, it's tough to explain unless we get them on the phone. Other than that, the techs usually get the work done. The last person I called though was a bit weird. We were waiting for them to fix a garbage disposal but they didn't come the day they were supposed to. They called and had to reschedule. But after that, they got the work done.

I filed a claim for a whole house fan motor, a covered repair, yet three months later I still have a broken motor and can not run my system. My service call was ping-ponged between contractors because neither wanted to deal with it. One provider lied and said that a component that was not covered was what was broken thus causing my work order to be denied. I appealed and it was denied again. I have been waiting a week to speak to a supervisor. I got a phone call but missed it and got a voicemail to email instead. I need to talk to someone so I have called multiple times and they will not give me the supervisor number. They keep telling me that they will give them a message to call me back.
In total, I have spent well over 12 actual hours on the phone and many more hours stressing about the service. I have talked to a dozen or more ORHP employees and have 3 pages of documented notes. I will probably end up paying out of pocket for a motor replacement which is supposed to be covered on my plan as well as be out the $75 for a service call. Unless you want to waste time and throw money away, my recommendation is to choose another company. ORHP claims to provide a premier service experience. Unfortunately, that was not the case for me.

So I have been struggling with Old Republic Home Protection since last week. Now that I read all the reviews that 82% of reviewers gave them 1 star, I see I’m not the only one having issues. First I waited on hold 30 mins two times last week and the call dropped after they verified who I was, but no one called back either time to finish the conversations. So, I had to wait on hold a 3rd time for 45mins only to have that person makes excuses for the other two.
Second, we have been waiting 4 business days, 7 actual days with the long weekend, to find out about a part to fix our air conditioner. Got a call today saying their supplier does not carry the part for our old AC anymore (4 working days to find out they don’t carry the part?? I feel like that’s something you would know right away) so now they have to get a part that needs modifications to our existing unit to make the part work and we have to pay for the modifications because that is not covered in our plan. Are you telling me that there is not another supplier that this part would be available at? I’m thinking yes, but it would be more money so they are making us, the homeowner, pay for modifications to save them money.
Third, when I starting questioning the rep that called me and sharing my frustrations, she said that I can cancel my plan and get a reimbursement, really? That is your solution? So I asked for a supervisor but supposedly they don’t take live calls!! So I asked for a supervisor to call me back, to which she replied, I can do that and then proceeded to hang up without letting me say anything. 3hrs later still no supervisor call! Oh and we are in Phoenix where the outside temps have been over 110 for most of these days. 2 were above 115!! There is more but I’m gonna stop at that.

The worst company I have dealt with, technician ORHP sent over gave a 20 minute lecture about the issue before he inspected the unit, asked for a ladder and tools, made us do the work to "teach us" and then told our warranty company that our unit that has been there for years was improperly installed, had to call another company to come check it out and tell our insurance company that it was properly installed. The job was never done and the issue he said was the issue which was a clogged pipe was not the issue, it was a leak in the seal of the unit into the pipe, if he would have taken the time to inspect it instead of having to know it all maybe we could have saved our bathroom ceiling.
We ended up paying for the repair since ORHP would not cover it because they said that the other unprofessional company told them that it was not installed correctly, I don't think the technician realized the damage he caused by saying that since he kept telling us it's technically installed correctly but doesn't like it when they install it that way, which was the drainage for the condenser going into our plumbing's drainage instead of a pipe exiting the home.
ORHP said they would get a supervisor to reach out to us and they never called back. Told them we shouldn't have to pay for no service provided and they said that it's normal for technicians to go to people's homes first and then they come back and fix the problem and we have to pay 2 times for them to fix the issue. We have been paying them for almost 3 years and will not be renewing and would never recommend this company.

One of the companies I used didn’t check everything and kept thinking it was one exact problem. But they were polite and nice people. Old Republic is a good company to have in case of any emergency or anything that was to happen. The companies they send out are very easy and kind, even when I talk on the phone. I've had a couple of claims in the past four months and they all have been through the automated system. I requested a repair for the AC and the next day, the tech was there because he was in the area. He did whatever he needed to do but I realized it didn't fix the issue. So, I had to call back. It took him at least 3 days later to come back to the house. I kept on leaving voice mails and even talked to the representative for Republic. But the tech finally got back to me and fixed the issue.

It was hard to submit a claim on the website of Old Republic. But they've made some changes since then and it's a lot easier to make a service call. They also listen well and they're helpful when I need them. I had a claim for a refrigerator. Also, I've had a water heater claim recently. The water heater experience was a very good experience in the sense that the parts were already available and it was resolved that day. The refrigerator took two weeks to get resolved. I didn't have any ice for two weeks. But I also had a washer issue and they gave me money to replace it.

My water heater broke and it was leaking lots of water plus there was a gas leaking, insurance wouldn’t come in until the next day so we called someone to fixed it. We pay off our pocket, when called the insurance they wouldn’t reimburse anything, will definitely change insurance, lady on customer service was rude.

The plumber didn't respond until I contacted them. Once again a unknown company. Older van, no signage. Walked around saying very little. Finally acknowledge a leak in the garage wall which I already knew due to water everywhere. Said he couldn't access it though until another company cut the wall open. Of course "HE KNEW A GUY." Speed dialed the man and addressed him by first name only.
A gentleman and young kid showed up and cut a approx. 2 by 5 ft hole in my drywall. Sprayed something in the hole and cleaned up a small amount of debris. Told me the plumber would return some time later. Charged me almost 500.00 for no more than 45 min of time. Found out from a reputable company I was charged double. I also was charged for items that were never used. The plumber finally showed up later that day and had a strange attitude. Walked around like he was killing time and whistling. Finally installed one snap on part and pretty much left. Found out by a plumbing manager that the part was under ten dollars. I hope the other company shared the wealth with him because of his referral.

I've had a lot of experience with Old Republic Home Protection's biggest competitor and I switch one of my houses over to them and they've been marginally better. I use their website to submit requests and it's a little rudimentary and it doesn't seem very effective but I can generally get what I need done. Also, the response times have been really good. But a service response may not be super cut-and-dry. I have an ice maker that I've now called on three times and the last response from the technician was that there's nothing wrong with it and to not use the crushed ice, which is kind of a weird answer. To me, that means it's not working. How do I go about solving that issue with Old Republic? It's a nuanced situation.

They're doing a good job for me. We've had four issues and each one of the providers was an unknown, but always of high quality. Our first issue was an oven. It took four times for them to analyze. The fault in the oven could not be cured, so we had to order a new oven. The one we're working on now is an air conditioner problem. And the part is obsolete, so they're ordering a part out of Ohio. Communication has been good by the provider and by the warrantor also.

A vendor came out and looked at my AC unit. The tech could improve but the service was good. I was happy with that. I'm in the middle of a claim for a dishwasher. Yesterday was 28 days since I put in the claim. I don't have my dishwasher fixed. It's not moving as quickly as I'd like to. It's a 20-year-old unit and they had to find a part. To the vendor's credit, they called about two weeks ago and told me they found a part.

I do not know how this company is still in business? I live in AZ and it is the middle of summer (115 degrees). I have been without A/C for 3 weeks and two days. I keep getting told parts are on back order, purchasing has to contact your service provider, 4 different call backs from supervisors that never happened. WTF?? Plus I have to pay $1800 out of pocket for all this stuff that is not covered?? This is complete **. Completely unsatisfactory. The worst Home Warranty Company out there. I get nothing in return accept having to pay out of pocket and wait for weeks on end. Do not use this company unless you want to wait and pay out of pocket. I think I have wasted over 10+ total hours on hold and waiting for answers while on the phone.

My AC system went out in May and when I called Old Republic to file a claim, the rep that I got was polite. Everything was really straightforward and fast. We had a couple of scheduling conflicts with the technician, Dan from the Air Smith, because he had other jobs that he was on. But he was really good at communicating that with me and getting me booked for my service. Old Republic was able to replace the whole unit for a fraction of what it would have cost to have an outside company do it, so I was really happy with that. But the invoice that I got was a little bit weird on what I was paying for the warranty. It said that parts were not associated with replacing something, but they ended up replacing the whole AC unit. So I was confused about what I was getting. Other than that, the new AC is running perfectly.

For my first claim experience with Old Republic, I had to have my heating unit replaced. That went well. I had to pay part of it, but not as near as it would have cost straight out of pocket. The reps were helpful. The techs gave me a timeframe. They also called me when they were on the way. My recent claim was to replace a new valve on the back of the toilet. We had to reschedule. The techs needed a part. They had to order. But it was the next week that they came back to finish. Everything's fine since then.

When we have had to use Old Republic Home Protection, it has been an easy process. And everybody who came to do the repairs have been great. We're first time homeowners, and we don't want anything to mess up. The policy is expensive. But it's like car insurance. Nobody wants to pay it. But when something was to happen, we would be glad that we did. All of the techs have been great. We had one who lived in our neighborhood. But we got a tornado the day he was supposed to come. He said he would not come to us. I told him not to worry about it. Whenever he could get here, it's fine. We just had to have a water heater fixed. Our sink was leaking. The garbage disposal went out. The hot water heater was 75. But the garbage disposal was 85 where it went up. But to have to only pay those amounts, compared to having to buy a water heater and pay a repair person to come in and do all of that is way better.

I had to call Old Republic because I hoped to speak to someone, and all I did was go through the computer system. The air conditioner wasn't cooling, and the guy came out and took care of it right away.

The turnaround times have been reasonable and we like the cost-savings. The companies they partner with have all been fine. It is a little bit slower to go through a home warranty company and having another middleman. You are not necessarily able to shop around for a provider who can come immediately. Other than that, I recommend them.

Old Republic is very straightforward and helps you out the best they can. The online claim submission process is pretty good. I just fill it out and usually, within a day or two, they have someone call me. If there's a problem, they reach out to help me get someone out a bit quicker. But in the first month that we had them, there was one issue. They had a contractor but they quit using them because of a similar issue with their other customers. Other than that, having Old Republic saves a lot on big jobs.

I phoned in a issue with the Service Request: Air Conditioning / Heat pump to your company July 25th2023 @ 14.28 late afternoon HVAC Service Provider PRIME HVAC LLC cell# 334_803-****. We spoken early evening. We spoken & I texted him pictures. His text in return @ 16.57 was "Common issue....we'll get it fixed!" The tenant texted me Peter had a 8.00am appointment July 26th 2023. We have no report. We do not know the problem. Water has been leaking from the Heater and damaged flooring. I phone left voicemail & text with Peter, however no response. July 27.23 yesterday I phoned your company. The agent advised me I must contact the service provider directly. I shared with her I did. Was told to keep trying! I called again. Was hang up, I called your company 4 times yesterday. The last agent told me no report yet, then she said, "Let me try," she did speak with Peter and he said he will send the report.
Today July 28th2023 I still does not have a report. Contacted your company again. Been disconnected by the agent, another agent put me back into the queue, another agent hang up after she told me she can send the same service provider out again. She did not make sense; I told her we must know the issue why the heater is still leaking water and more damage to the floors. When I asked her to speak with a manager or the dispute department I was told I been given the email and she rudely just disconnected and put me back into the queue. I have spend hr. on this issue nothing has been resolved but my credit cars was charged $85.00.
I am requesting a refund of the $85.00 immediately. Reason issue still is persisting, more water damage and no report. I also feel this service provider is incompetent and filing a complaint, with your company. I am asking you why are your agents disconnecting me and returning me into the queue. Not professional at all. We the consumers should be able to speak with management as well. Will not recommend this Home Warranty nor the service provider.

Barb rarely called back. She would text or email but not take calls in which I was trying to explain what was going on. She said she was overworked. I requested a receipt for the work that was completed at my residence and the plumber would not provided it. When I asked the representative from the customer service center, she was helpful but I have yet to receive a receipt for work completed for my records.

My garage door opener died. I contacted Old Republic. They got a repair company out to my home in a couple of days and replaced it for me ASAP. The customer service rep and the rep from the repair company were very nice to work with and they were both very respectful.

I put in a request for service as my garbage disposal would not grind the food. J&L Plumbing came out and said there was too much food in it, and because it turned on and the blades spun they wouldn't cover the expense to install a new one. He said a garbage disposal is only supposed to clear the P-trap and not grind food. Had another plumber come out and he said the blades were rusted and worn down. This should have been covered. Just because something turns on, doesn't mean it works correctly. This should have been covered.

Water Heater is broken. Brown water comes out of hot water faucets and from water heater. Water Heater Is under manufacturer's warranty. Old Republic should pay plumber to replace water heater. Plumber just needs to pickup water heater from local distributor.

Service providers are disrespectful and avoid any requirement to provide service. In EVERY case, I had to hire my own service provider directly to correct the problems. I have filed complaints with ORHP to dispute the service fees but have not received a response. VERY DISSATISFIED. FEELS LIKE A SCAM!!

My kitchen sink was stopped up. It took a week to get it fixed. The first company you sent did not have the proper equipment. The second one did and they were very good but waiting a week was not acceptable. When I called your office about the first company not fixing the problem they said that the service was not included in my plan. Luckily the second company knew that it was and fixed it. Just a matter of having a long enough snake.

I made a claim for a repair on my over the range Microwave! I paid my $85.00 service fee and they sent a service guy to repair. Fast forward that the part was not available. The only option they gave me was to accept a microwave to be ordered and delivered to my home and that I would need to find a technician to install it, because they had no installers available in my area! I would need to pay the installer myself up to $150.00 and then I would have to submit a claim for reimbursement. I have requested numerous times to have a supervisor to call me; which has never happened.. My suggestion to anyone even remotely thinking about purchasing a home warranty use another company! They do not stand by anything they proclaim with their warranty.

I've got Old Republic on at least three properties and have had good and bad results with them. The problem is the contractors. It's the way they do business. A guy came out here and had no tools on him. He came out in a car that was not a company vehicle. I had to get him a ladder and the tools. In cases when I've complained to Old Republic, they assigned the claim to somebody else. Eventually, you end up getting somebody that'll do the work. Most of the time, if there was an issue, they would eventually resolve it. Having several properties with things that go out like plumbing and electrical, it isn't worth my time to try to find somebody and hire them. I just make a call to Old Republic and they assign somebody. For $85 to get it done, it's worth it.
The most recent claim was my heater quit working. I clearly described what the problem was. But when the guy came out here, he said, "I'm here for your air conditioning." I told him it was a heater problem. I opened the garage and took him inside to show him where the heater is. He looked at my water heater and said, "That's a water heater. I'm not here for that." Then he turned right around and walked off, got in his car and drove away. He assigned it to somebody else but they wouldn't come out. I called Old Republic and they assigned it to somebody else. He came out, looked at it and figured out what the problem was. He ordered the parts and came back and fixed it. He never spent more than half an hour every time he was out here. But I ended up being without heat for over two months because when they scheduled, it was never right now. It was always a week or two weeks out.

We've had some plumbing issues, some issue with the toilet, issues with overflowing AC units, and a couple of other things. I can either go online and submit a claim or call Old Republic Home Protection. I usually call so I could explain what the issue is. Because sometimes it's an issue that's not very well explained online. It’s usually within a day or two I hear something from whatever technician Old Republic contracts out, and sometimes it's later that afternoon I hear from them. All the technicians have been fine. There was one guy who came out on a weekend. It seemed like he was fishing for a tip. Because when it was time for him to be done with whatever job he was doing, he made a point to say something about that he thought he misplaced the tip that he got from the last person. Other than that, So far that I've called or asked about have been covered. We had an issue with our dryer and that was even covered.

I have multiple properties with warranty coverage through this company. I have upgraded ultimate and platinum warranty coverages and even though a toilet replacement is covered under my warranty coverage and terms, I was given false information from an Old Republic representative and forced to pay out of pocket for what should have been a covered toilet replacement. There was also an AC repair done that should have also been covered as I was told by an Old Republic rep that due to them taking an excessive amount of time finding an available vendor, that if I could find my own vendor to come out and do the work that I would be reimbursed in full from Old Republic. I found my own vendor just like I was instructed and paid in full out of my own pocket for the services and to this day I'm still waiting to receive these reimbursements.

To be short and clear, this company is so very disorganized and unresponsive that it is hard to tell the story. We had a microwave go out on 5.5.2023. This is 7.19.2023 and we are still trying to get this company to fulfill their obligations. There is a trail of emails and conversations almost two months long--this morning their response was "We have no record of correspondence from you." So the BBB and the Florida Attorney General's office is now involved. These guys are just not at all what they say they are. Unless you want hassle after hassle just find another company.

We had an absolute terrible experience. We got denied for improper reasons. We tried to be proactive, perform maintenance, get the unit looked at and be responsible. We were told the unit was inefficient and was going to fail and explode. A technician told warranty that rust was pre-existing (obviously, we moved in 4 months ago) so denied coverage. A couple days later the unit ended up failing and blowing up due to mechanical failure, like we tried to tell them, and had to pay $10,500 to have the AC unit and blower replaced.
Our unit worked when we bought the house. The inspection report said it’s working but it is old so carry a warranty. We did that. The air wasn’t working great so we tried to get maintenance. Maintenance said this thing is going to blow and fail, so call warranty. We did, but the person warranty sent only mentioned the rust to warranty so warranty denied us saying pre-existing, but the tech failed to actually examine the unit and report on the mechanical issues and failures. A few days later the unit fails and blows up and we’re left holding the bucket. It’s absolutely ridiculous. Why buy the coverage if the technicians are poor, issues don’t get addressed and we have to pay out of pocket anyways for doing everything we’re supposed to do as new homeowners. It’s been a horrible experience. I want to pull my policy since we paid to specifically upgrade coverage for additional AC coverage and now just had to pay for a brand new unit anyways.

Submitting a claim is very easy. I do it over the phone and then, they send me a text or an email with all the information, what was gonna be done, and what time and day. I'd tell others how easy everything is, especially with me being gone all the time. Everything gets done in a timely manner.

I am disappointed since the plumber was not professional and was not able to address the problem in a way that it got resolved. I am not disappointed in Old Republic rather with the plumbing company.
