**Review of Liberty Home Guard Home Warranty**. I am extremely frustrated with Liberty Home Guard's service. After providing all the required information for my claim, I’ve experienced an unacceptable delay in receiving a response from their management team. A home warranty is supposed to offer protection for essential systems like air conditioning and heating, so I expected prompt communication, especially from a company that positions itself as reputable. Instead, my experience has been marked by unresponsiveness and misleading practices regarding their service reliability. I hope to receive an update on my claim soon, but based on this experience, I cannot recommend Liberty Home Guard to others. Disappointing and frustrating—definitely not the support I anticipated!

I recently joined Liberty Home Guard and I’m really impressed with how things have gone so far. Jack, who helped me through the process, was incredibly knowledgeable and professional. He made sure I understood everything and was super easy to talk to. The next day, my regional rep called me (I’m sorry, I don’t remember her name), and she was just as helpful. The five-year plan is a great deal and seems more affordable than others I looked into. I’m definitely recommending Liberty Home Guard!

LHG tried to pay me peanuts to not make a repair saying the equipment was too old and its value is zero according to their internal secret pricing guide. My issue is that the technician they sent out said the equipment was functioning perfectly, so I didn’t see why we were talking about the value of the equipment and not servicing what the technician said it needed to function as expected. It’s been over a month and a half and they still haven’t made the repair.
If their response is to their customers that the equipment is too old whenever something needs to be fixed that’s a scam to me. If the equipment was new, it wouldn’t need repairs. They also tried to say the repair. The technician stated it needed wasn’t covered based on the policy and they gave me the location in the policy, but when I read the policy, there was absolutely nothing in the policy regarding regarding their statement.

The warranty company eventually did reach out to me to try to resolve my issue. Although I already canceled my policy, the Agent I spoke with was willing to work something out with me. My plumbing problem wasn't repaired, but I was reimbursed a decent amount of my money.
Original Review: Sept. 17, 2024
This warranty company charges a higher monthly premium and offers a lot less coverage. I needed some plumbing repaired in my master bath and they sent a tech that quoted approximately 1250.00 due to the complexity of the job. Liberty would only cover up to 500 on any plumbing issue. That is not enough when other companies offer much better coverage for less. Then, when I canceled, they kept my premium. This company is a bunch of crooks. Do not invest your hard earned money with them.

Liberty Home Guard truly stands out for their exceptional service. Their responsiveness is impressive, and the contractors they send are consistently respectful and knowledgeable. Working with them is always a pleasant experience. Unlike my previous home warranty company, which made everything difficult and was reluctant to pay out claims, They have been accommodating and honest. I recommend them to anyone looking for a reliable home warranty!

I cannot give any feedback YET about the service or coverage provided by Liberty Home Guard’s warranty, as I have not yet made any claims or received service. But I can say that the representative who helped me sign up, George, was such a huge help. He was happy to answer all of my questions thoughtfully and thoroughly, ensuring that I got what I needed out of my plan—nothing more and nothing less. He was personable, genuine, and generally a pleasure to work with. I think it’s great that we are assigned a representative who takes care of us throughout the course of our contract. I am hoping that coverage with LHG is as good as George’s service was, because if so, we’ll be in good hands. Thanks George!

Awful experience. Technician was supposed to arrive on Friday. Failed to arrive. Called and complained and they sent another technician for Saturday who didn't show up. Apparently, LHG had given him the wrong contact information for me. What's frustrating is why make an appointment if you have to talk to me first? Just show up for the appointment. The technician never showed up and LHG has refused to fix the situation. Will cancel my coverage and find another company. This is ridiculous.

2/2024 – Agreed with LHG to have them install the Carrier equipment and we paid $9845.72 to LHG through PayPal. 3/8/24 – Two gentlemen from Habile Repair came to our house with the equipment. They unpacked the equipment and started the process at 1 PM. About two hours into the job, one of the technicians fell through the ceiling and created a large hole in a perfectly fine ceiling in the living room. They finally finished installing the equipment around 8 PM and said that they were finished. We tried to use the heater on a very cold night (low of 45 degrees) and it would not come on. They left without testing the heater and come to find out it’s because it was not installed properly nor was the exhaust hooked up.
After numerous communications with the installing company concerning testing the heater and repairing the ceiling, we were told that they were closed on the weekends but that they would contact us on Monday. 3/10/24 - On Sunday morning we were contacted by the woman who was coordinating the technician's appointments and she let us know that he could test the heater. Unbeknownst to us, he also came with two day-laborers to repair the ceiling. Concerning the heater, he went upstairs and cobbled together some conduit and tape as an inadequate exhaust set up for the gas heater. The hose is well undersized compared to the outlet from the heater, causing a safety hazard, and that’s in his own word – we have this on video. He says that he was told to just get it done.
Later we discovered that plastic conduit is acceptable for 90% efficient, which is what they replaced, but it is a hazard for an 80% efficient unit. In addition, the two men doing the drywall repair were day laborers that the technician picked to do the repair. They argued all day long over the cost of the repair and they left the repair wet and as we see it in the daylight, the repair looks awful. 3/11/24 – We had a retired fireman and another HVAC technician tell us to absolutely not turn on the heater because it was a fire and carbon monoxide hazard. We started communicating this to LHG and the same time Habile Repair was contacting them to get paid for the installation. LHG informed us that we needed to get a second opinion from a certified HVAC technician.
3/12/24 - At this point, all we knew was that the exhaust for the furnace was unsafe. We made many phone calls to LHG, always getting someone different. LHG continued to say that we would have to have Habile back out to fix the installation, which was not acceptable due to the lack of concern for our family’s safety. We had many discussions about the ceiling as well, which was flawless before the installation. At this point, we also reached out to PayPal to dispute this incomplete job, so that we could try to apply some pressure on LHG not to pay the installer until everything was handled properly. 3/13/24 – LHG sent us the Certificate of Insurance for Habile Repair and stated that we would have to contact them concerning the ceiling. This was an entirely different and difficult process that brought us to have a legal review. 3/14/24 – New technician from 72 Degrees was assigned to review the installation.
3/15/24 – Kevin ** from 72 Degrees inspected the unit and noticed right away the safety hazard of the exhaust being plastic conduit plus poorly taped. He also noted the terrible repair to the ceiling. In addition, he noticed no insulation on the pipe that would cause condensation leaks as well as the drain pan needed to be replaced. He was shocked at what he saw and stated that this installer should lose his license. He noted what he needed and stated that he would get the parts and schedule an appointment to come back out.
3/21/24 – 72 Degrees (Kevin) came back out and fixed the exhaust piping. He did that, then tested the heating unit. After testing the heating unit, carbon monoxide started to fill the attic and the home. 24 hours later, I still felt disoriented and had a blaring headache. Ken went back up in the attic and inspected the unit and saw that the first technician did not install the conversion kit for propane, which is the gas source for the house, he left it set up for natural gas. Once again, we got on the phone with Liberty Home Guard to explain that we needed them to hold the first technician liable for the repair to our ceiling and that they needed to send out the second technician to reinstall the unit so my family doesn't DIE! It is then they informed us that they had not paid anything to the first installer. 3/22/24 – 72 Degrees reached out to us for the model number on the unit so that they had the correct conversion kit.
3/28/24 – We were informed that everything was on hold until the PayPal dispute was active. 4/1/24 – We reached out to Habile Repair’s insurance provider – Biberk and explained our issue with the ceiling damage and terrible repair. 4/2/24 – We received a call from Nathan in LHG’s, who identified himself as being with the Liberty Home Guard (LHG) compliance team. He proceeded to inform us that to reopen the claim that he would have to credit the current claim and that he would “accept” the PayPal dispute to settle in our favor. However, his double talk really meant, he was going to debit us outside of the PayPal system requiring us to pay an additional $9,845.72 for him to settle the PayPal dispute.
During this conversation, he tried to lead us to believe that this would be in our benefit, and this was also the only way to settle and reopen the claim to finish the job. We stated, “All we need is a written statement from LHG that they would have their latest technician from 72 Degrees Air Conditioning Heating and Refrigeration, Inc. “72 Degrees” to install the conversion kit to propane and replace the drip pan and we would release the dispute with PayPal.” Due to the misleading nature of this call, we asked for exactly what they want and why, in writing, which we have been asking them all along for various commitments and never seem to receive. Nathan stated that it may take a couple of days to run past their legal team before we receive this in writing. This was just another “bogus” attempt from them.
As we have stated prior, Liz from “LHG” has stated that they have not paid nor will they pay the first technician. So, as we understand it this is what “LHG”’s current cash outlay looks like from the amount of $9,845.72… 4/9/24 – Paid for an assessment from an independent HVAC technician to understand what needed to be done to complete this installation. 4/20/24 – Biberk sent out an independent inspector to assess the damage and the cost of the damagedceiling. Before this we also sent an independent repair estimate of $630. 4/26/24 – Notified LHG that the PayPal dispute was over so that we could proceed with the necessary repairs to have a functioning HVAC unit. LHG notified 72 Degrees to finish the repair.
5/3/24 – Kevin from 72 Degrees came out and installed the conversion kit from natural gas to propane and could not test the unit because the motherboard was faulty. This was called into LHG for replacement and is currently in process. As of this writing, we still have not had a functioning HVAC unit. 5/15/24 – Kevin from 72 Degrees came out and installed the replacement motherboard, which we paid $106 shipping, and found that this one did not work either. 5/16/24 – Kevin from 72 degrees returned again with another motherboard, replaced it and this one worked. He then was able to test the propane conversion kit for the first time and it was working without carbon monoxide leaks. Due to all of these issues, Kevin then informed LHG that this unit needs a complete reinstallation due to the uncertainty of how the units were installed.
5/21/2024 – Called LHG to find out the resolution since 72 Degrees informed that LHG was trying to reach me. As a side note, LHG has my phone number incorrect their system, I even corrected it in the portal and tell them every time I call and it is still incorrect. LHG informed me that the technician and HVAC company that they assigned, are not their responsibility and that we have to work with them on any issues. Outside of the peril that Habile Repair placed my family in, they do not answer calls and nor can you find any contact information for them on the internet. It would appear that they have gone out of business.
LHG has done everything to restrict how we have the repair done but bears no responsibility. They are now also stating that they paid Habile repair when previously said they had not or would not pay them or work with them in the future. We have asked for an email showing where they paid Habile, with no response yet. 6/2024 – Numerous Facebook chat messages, initiated by us, with automated or other responses, but no action.
6/10/2024 – Heard from Ryan ** with LHG, he stated that our case was again escalated and that we would hear back from him in 1 -2 business days. Never heard from him again either. On numerous occasions, we had received calls from their department that verifies completion of work, and we stated on every occasion that the work was not complete. In addition to calling LHG on many occasions, I also used their Facebook Messenger contact since calling them always resulted getting a different person.
7/17/2024- Spoke to Tiffany ** at Liberty Home Guard and explained that the negligence had gone on for far too long. That LHG misled us into believing that our $10k was being used towards a certified technician and that simply wasn't the case. I stated how baffling it was to handle a situation like this, especially when we could have lost our lives due to the technician's negligence. I expressed my confusion in why LHG hasn't stepped up to ensure we were satisfied after this hazardous situation, that most companies would jump through hoops to take care of a customer after something like this. Tiffany explained that she couldn't communicate with us about an update to a resolution because LHG was dealing with legal issues. She claimed that the legal issues were pertaining to us contacting an "attorney general." This was not the case, and we stated that several times. The training in your company needs to be vastly improved.
7/29/24- Due to the misinstall done by the technician provided by LHG, the drain pan began to leak and water started to seep through the poor patch job that they did back in March. We reached out to express the urgency in this issue being resolved but still, we were unable to get someone who could provide us any information on how or when that would happen. 8/9/24- Liberty Home Guard sent a message through BBB saying, "We have completed our internal investigation. Could you graciously email ** to schedule an appointment to speak with a Senior director? Please provide the best dates and times that work for you next week, and we will make sure to contact you then to resolve this matter." I responded to the email and received nothing.
8/13/24- I gave it several days, to see if I would get a response, but ultimately contacted Logan ** at the Better Business Bureau to let him know we were unable to get a response. He was concerned about the lack of communication from Liberty Home Guard, so he then sent an email to LHG asking for an update on our behalf. 8/16/24- Spoke to Tiffany **, with Logan ** on the call. She continued to tell us that she didn't have an update because LHG's legal team had told her it was in their hands now. We asked her who we could talk to that could give us some information. She told us that Freddy from LHG would call us a couple hours later.
A couple hours later, Freddy contacted us. He made it clear that Liberty Home Guard was in agreement with us on the fact that the job done by the technician was hazardous and incorrect, and that they were trying to get the payment back from them. Which still remains confusing to us, given the fact that we were told a couple times that the technician wouldn't be paid. He said that they had to wait on the outcome of the dispute between LHG and Stanley with Habile Repairs before they could come to us with a resolution. So, in the meantime, we sit here and have this faulty unit and continue to be affected by the damages caused by it, until the money is back in their hands?

This company is by far the worst homeowners insurance company to ever exist. Our washer and dryer broke and when we filed a claim they sent someone to come look at it and determine if it can be fixed. The first guy told them it can not be fixed. We need a new one. Instead of listening to the first tech they sent another one. They said it needs a new part, by now we are weeks into this situation with no washer and dryer. The second guy orders the part to come to try and "fix" it again and they said it can't be fixed. They have to order a different part. They tried to blame it on us that we used it since last time they were here which we didn't and that's why it needs another new part. We are now 4x that a tech has come to try to fix this washer and dryer and it still is not fixed they said they have to order another part instead of just telling the company we need a new washer and dryer.
We are now one month without a washer & dryer thanks to this company. They destroyed my floors with water that leaked from the washer and dryer and no resolution till now. Not only are they torturing us we have to pay $375 to fix the washer and dryer on top of everything else. This company is a huge scam and they lie and put provisions in the policy before you sign it that you are responsible financially for certain things that break either the labor or the parts and after you sign it and pay them their money for the year they tell you that you need to pay more.
I never heard of an insurance company that does this to homeowners. Beware and do not sign up with this company if you don't want to be out thousands and still have a broken washer & dryer god knows what they will do if you need anything else fixed in your home. Oh and can't forget about the part that the Technicians they send don't speak English and you can not communicate with them!

They needed to do a diagnostic so the tech would come out for the first time to assess the issue, then they said they’d need to do further inspection of the ducts but before that, Liberty would have to approve the work.
Well Liberty kept denying each request. We spoke to supervisors over this issue and they were completely unhelpful. I would give them 1/2 to no star if I could. If you are evenly remotely considering them for your home warranty needs run as fast as you can. I have dealt with numerous home warranty companies over the years but have never had such poor service. I filed a claim on 6/20/24 for an air conditioning unit that had quit working which was covered by the plan. I was advised they had no technicians available but if I got my own they would reimburse me after the technician sent in a diagnosis. He came immediately and said the blower motor went out and I submitted his diagnosis.
After a few days I was advised it had to be a more detailed diagnosis. After a detailed explanation of the process he went through to diagnose the problem was sent I was advised on June 24 they could not authorize the repair because the diagnosis had to be submitted on company letterhead with the company logo, etc. No mention of this was made previously. On 7/3 they informed me what I sent was still not sufficient. They now needed a picture of the data tag on the unit. That was not mentioned previously either. I was then advised it should be approved in 1-2 business days. Repairs were approved but on July 12 they informed me that in order to reimburse me they needed a copy of the invoice saying it was paid in full. Then then informed me they needed a picture of the unit.
After repeatedly asking if that was all they needed I was told yes. But then when I called to check on the status the next day I was told they needed a picture of the cancelled check. And to top it all off they tell me I would only be reimbursed for the part not the labor. I was not informed of this when I signed up and no other company has ever done this. I had to go without air conditioning in record breaking Texas heat from June 20 to July 12 when the technician could have fixed it the day the motor went out.

RIP OFF - DO NOT USE! They charged me $60 Per month, which I paid per the agreement, then I submitted two claims with a cost of $75 each and they did not resolve either. With the first one they sent a tech from two hours away and then when he advised what needed to be done they told me I needed to pay the labor, which was $200, which was high because he was driving from two hours away and that was not my choice. Moreover, the broken part cost $12 on Amazon. The second claim I never got a response so I emailed after a few weeks and they finally sent me an email and they kept sending emails that’s stated I hadn’t responded when in fact I had.
I resent the emails I told them I sent when the customer service representative said that he “checked with a supervisor” and they did not receive them and these had date and time stamps and was told they just received the emails so I would have to pay the $75 fee again… What?!? I could have bought a new dishwasher and ceiling fan on my own at this point. On top of that the call center employees are rude and laugh when you get frustrated, likely because they know they are committing fraud… Steer clear. I had American Home Shield prior and highly recommend them.

Two days later a new technician came out and diagnosed the issue. 15 days later the claim is still "under review." They keep saying "tomorrow" but nothing is ever resolved. It is 105 degrees outside. Do not use these guys.

The sign up experience was very smooth and the Salesperson was able to accommodate all of our needs and answered all our questions!

My partner and I purchased a policy from them (policy# **) and we learned the hard way that they use deceptive tactics to avoid paying for replacements, leaving you high and dry when you need them most. Under Limits of Liability section of the contract (Section H.10 in my contract), it reads ‘LHG will cover up to the Covered Item’s Book Value’. But here's the catch: **they get to decide what the "book value" is, and they do so completely arbitrarily.**
In our case, they valued our air conditioner at **zero**, which meant they essentially refused to pay only around 20% of replacement costs. We were left with a worthless policy and a huge expense to replace our A/C out of pocket. This company's practices are nothing short of a scam. Don't make the same mistake we did—stay far away from them and protect yourself from their underhanded tactics.

Updated on 08/17/2024: LHG sent the wrong size garbage disposal that needed to have new plumbing put in which this tech does not do. 2 weeks have gone by and service is incomplete the contract states under normal conditions it will be done in 48 hours. Looks like I'll be waiting another few weeks for my claims to be resolved.
Original: BUYER BEWARE. This company will lead you on, lie to you, and give you the worst customer service experience. Filed 2 claims with LHG, they called me same day explaining I missed a call with them and the technician to schedule the appointment, there was no missed call. I called the number on my account for the technician, they had no record of my claims, they wanted me to pay them, then they wanted me to go to their third party who aslo had no record of my claims. I called back and spent 3 hours on the phone trying to get this resolved, I was transferred and hung up on multiple times. I finally reached someone and tried to cancel my service.
A few days later an account manager reached out to me, and refunded 1 of my claims. I kept the service to get my claims resolved. On 8/5/2024 I had technician scheduled to come out 8/12/24, the technician did not call to schedule this, but on 8/12 they called to schedule for 8/16 with no record of any scheduled work that day. I agreed to the 8/16 and decided to deal with LHG since I wil be waiting another 5 days for service (contract states 48 hours). I've spoken to the technician and he stated he never scheduled the service (the text messages and emails confirming my appointment came directly from LHG). I spoke to the account manager, who told me it was a glitch, and the technician scheduled it, she advised because I wrote a BBB complaint based on the poor CS, she can no longer help on my account and someone would reach out.
On 8/14 someone reached out, they reached out just to tell me I have an appointment. I asked for a manager so this can be resolved (multiple hours wasted on the phone trying to handle this, missed appointments, being lied to from other agents and just all around very poor customer service). The representative told me he will put in a request, I waited 15 mins and he told me that a manager will be in contact as soon as they are finished with what they are doing. 2 hours later I get a callback and it's a "manager" who can't do anything except escalate my case. I have wasted hours on the phone and $1300 on this service just to be strung along with no help whatsoever.

I am already out $375.00 that I paid LIBERTY HOME GUARD and they only want to give me $175.00. This is NOT ACCEPTABLE. Again a week before the Technician comes, he files the report for replacement fan, LHG tells him to wait, they may elect to replace instead. They tell me we should replace it and it would be greatly discounted. We agreed only to have to wait two more weeks. This is now a month long endeavor. Again fly by night Technician shows up and takes 9 hours to replace by himself. The greatly discounted price $5800.00. That's $500 off. Left a bad review on Google including never being paid for dryer.
LHG contacted me and said they would pay an extra 300 on the ac and 500 on the dryer, but only if I signed a statement saying I would never file a claim with them again and I would have to take down my bad review. That's their game, crappie service and counting on people that need anything they can get thus driving the bad reviews down. I on the other hand am fortunate enough to not let them get away with it. Do not do business with Liberty Home Guard. I signed up for service with this company and four months later when I had a claim, they said they never took any payments. This was after I had gotten acceptance letter emails. It took about three weeks to get this resolved. I had to pay for four months of backpay. After getting that resolved, they started the claim on my AC unit. They would not honor my unit's claim because it was 20 years old. That was understandable. This is where the big problem came up. I paid the deductible and had to pay nearly $6,000 for a new unit and installation. The unit went out in less than three weeks. It took a week for them to call me to set up an appointment. I was given a hard time about speaking with management. The unit went out three more times between 06/24 and 07/22. They changed the company that did the installation and sent another company.
Liberty told me I needed more parts for the new unit they installed and I would have to pay for installation. I was furious. How and why should I have to repay anything more for a bad unit that was installed through their company?! They said they did not cover installation of the new part that went bad, but the first installation wasn't ever done properly or the part was bad in the unit they had already installed. I never had these problems in the unit I had for 20 years. I thought I was getting a bargain with Liberty because the deductible and monthly payment was cheaper. When I compared the coverages with American Home Shield, Liberty does not compare. They didn't even honor what was covered in the contract.

Company reached out to me and assigned a personal account manager. We've have had several discussions and Emanual profusely apologized for the way the maintenance call was handled. Not only was an apology proffered, which I was convinced was genuine, an additional token reimbursement was added. Without a doubt, the WORST home warranty business I have ever had. Technicians they use have been irresponsible (no shows) or utterly incompetent. On AC call. Actually wrongly wired fan which then started burning. Actually, not my words but those of a reputable hvac business who I ended up calling. Don't be fooled by some of the verbiage in contract, i.e. will reimburse up to 1800 for AC replacement. Their response?... "We did not state 1800... We said up to." Actual reimbursement? 350. Their "resolution" dept actually offered an additional 300, but guess what, never put in notes, never emailed me.... Guess what....350 it is on a $8K new system. Speaking of customer service....it would be nice if they were fluent in the English language...but that is way too much to hope for. My words.... my experience... Scam is too nice a word to use.

My experience has been very long wait times (it's been 3 weeks since my air conditioner broke in very hot weather and there has still been no resolution from them), inexperienced technicians, low coverage limits, and many 'gotchas' in their exclusions so they can deny your claim. And these are all while their plans are relatively expensive.

This company is a profit generator for its shareholders and itself. I purchased a 3-year plan with all plan options, and lowered "deductible". Their deductible is charged regardless of outcome, and even if they decide to deny your claim. I filed a claim for a covered item, a built-in Microwave. At first the claim was denied, then they immediately changed track and offered to replace the microwave, but I would be forced to pay for the installation, but then offered less than 40% of the value of the microwave I had purchased less than 1 year prior, and less than 60% of the current sale price value of that microwave, as can be seen on Amazon / Home Depot / Lowe's.
I asked for clarification, and they stood their ground, stating that they would cover that amount for the replacement cost of the microwave, plus $100 for the installation cost, and that they would send a technician who would then charge me $200+ more for the installation of that new microwave oven. I requested a refund, and they opted to inform me that they would charge me essentially $250 for the privilege of having a useless home warranty for 3 months, and proceeded to call me incessantly for the next 4 days to get me to "accept" their resolution.
I sent an email demanding that they STOP calling me, and stated that I refer that they contact me only by email, and applied a caveat; implied acceptance of contract for $400 per minute for phone calls, with a minimum charge of 30 minutes, and acceptance of the contract only required that they call me. They couldn't help themselves. They called to discuss the "importance of being able to speak with me" and to discuss my acceptance of their proposed resolution, which I then informed them was contractual acceptance of $12K for those 2 phone calls.
Since then, I have gotten relief from the phone calls, but have yet to be able to collect the refund for the contract as owed, even though they told me they would refund me 100% of the money paid to them, but tried to attach some non-disparity / nda / hold harmless crap to, in the form of a contract I was asked to sign before I could be paid money that THEY AGREED THEY OWED ME.

On April 30, 2024, I filed a claim to replace my air conditioner. Liberty Home Guard mishandled my claim from the start. They initially refused to accept photos of my HVAC system and neglected to send an inspector despite my requests. I had to hire an HVAC company myself to verify the information I had already provided weeks prior.
When I discovered issues with my AC during a spring tune-up by Harris Air, I submitted a claim with a report from Harris Air detailing the problems. Liberty Home Guard requested an estimate from Harris Air, which I provided. However, they dismissed the estimate and insisted I find my own installer. Despite obtaining five additional quotes, each company refused to install a system they hadn't sourced themselves due to warranty and liability concerns.
Throughout the process, Liberty Home Guard failed to provide essential information such as warranty details and installation specifics. Their communication regarding costs was unclear, and they repeatedly avoided my questions during numerous calls. Their cost breakdown omitted installation costs, which they refused to disclose separately.
My attempts to resolve these issues with Liberty Home Guard were futile. I repeatedly asked for a full quote including installation and warranty information, but they consistently refused to provide these details or disclose the identity of their preferred installation company. This lack of transparency made it impossible to proceed with them.
Ultimately, I had no choice but to hire one of the companies that provided a quote, and I had a new AC system installed. Despite my persistent requests to speak with a manager, every representative (Daniel **, Allison, Kory **, Emily ** and many many more!) claimed to be the highest authority, refusing to connect me with anyone higher in the company hierarchy.
Upon reviewing their contract, I discovered false information regarding where complaints should be filed, which Liberty Home Guard deliberately misrepresented and outright LIED about. Despite contacting the company numerous times, they refused to address my concerns or provide a satisfactory resolution. Emily **, who identified herself as the highest-ranking contact, failed to rectify the ongoing issues or provide the necessary information.
Given these circumstances, I believe Liberty Home Guard has breached our contract with their deceptive practices. I requested a refund of the $1575 I paid for the policy, which they also refused. Emily ** has since ignored my attempts to contact her, and subsequent calls to Liberty Home Guard have been met with dismissive responses, including being hung up on. In light of these experiences and the false information in the contract, I consider the contract null and void and demand a full refund.

I Have had about every warranty company out there. I keep them on my rental properties and my personal home. The biggest problem I have with Liberty is their contractors. They do not vet them. You have no idea who who coming into your house. I had one still $1,000 from me. Told me he could not do the work unless I gave him $1,080 for freon. It turns out Liberty contractors are not supposed to ask money from customers. How are we supposed to know that, most other warranty companies do. They need to train their contractors. After he got the $1,000 from me he did not fix the air conditioner. He claimed he put 12 lb of freon in it. I had another AC guy go over there and look, he said no freon was there, no one had put it in there. I ended up paying another company $5,000 for a new AC unit. Liberty reimbursed me $400. I'm out 5,000 plus $1,000 that was stolen from their contractor.
Liberty would not honor anything that their contractors do. If you're want a warranty for very small items like switches, ceiling fans, things like that you'll get a decent handyman. Other than that they are not paying for anything else, You're paying it yourself. By no means ever trust their contractors. Liberty will not help you with them. I honestly do not believe they've vet them. If someone wants to be a contractor they sign them up. This I know, I had several contractors that have come to my properties that didn't not know the process. Looking on YouTube to figure out how to fix something. It is a joke.

We had a storm blow out our AC units and internet on Saturday evening - The temperatures in the area are currently at 95+. On Monday, we contact Liberty to file a claim, once we get the internet back up and find that the AC units have the issue. The company assigns someone to come and fix the unit. He comes on Tuesday, late, without the parts he *thinks* he needs and rushing because "he's late to get his daughter to dance class." Issues with AC are unresolved.
I initiate a text chat with Liberty to ask if we can select the group to come do the review and confirm that this is allowed. The claim is switched to a reimbursement claim. I am told, via chat, that the maintenance guy can come and we can phone in the issues on the spot for immediate approval. The new guy comes on Wednesday, is able to identify two of three issues. Liberty is called and provided the information by my husband, who is dissatisfied with the lack of professionalism on the call.
I receive a phone call, while driving, telling me that we must submit documentation of maintenance on our units right away. I am told that by doing so, we will "get more money back than if we do not submit the paperwork", after I ask why the paperwork is needed. I share that I am currently hours from home and cannot pullover at the moment to do this. The woman tries to give me the email address on the phone, and I share that she needs to send it to me via email. I point out that per the directions we were provided, we should have been able to receive immediate approval and that they are waiting at the house to complete the maintenance. The caller is surprised to hear that a) my husband is still on hold with the company and b) the repair guy is there with him. Again, issues of professionalism. The service is not resolved.
On Thursday morning at 8:30 am, I request all paperwork from our maintenance company (we pay a monthly service fee) and email it to Liberty, per the directions given to both me and my husband, on the phone and via email. The maintenance guy returns Thursday afternoon to finish the work. He finds another issue with the unit, now that the first two parts are replaced (this issue could not be identified until the motherboard was replaced).
I again initiate a chat online with Liberty to ask if they have the paperwork and what we need to do regarding the change in claim. I am asked to call so that the issue can be expedited. When I call, she asks why I am calling and that they need at least another hour before they get to the paperwork. I am asked why I emailed the paperwork. I share that a) I was told to call to expedite the claim via chat, b) I was also told to email the paperwork by the company, and c) that the maintenance guy is back to try and finish the job. She wants to know why he is back if the claim was done yesterday. I explain that we were still waiting on them to approve the claim. The woman tells that the paperwork is now on my account and we will have an updated resolution tomorrow. So, still no answers/solutions today.
I paid for a five year warranty. I've had minimal claims, and I have done everything asked. There has been a pattern of sloppiness - for example, in another claim, they had someone cut open the ceiling to find a leak, and then never had it closed back up - I had to do it. This last event was the final straw. Totally disgusted by the lack of professionalism in the phone calls we have had with this company, as if we are an inconvenience to them. I can assure you that we will not use them again when our warranty expires.

Reputable companies will not accept the liability of installing someone else's equipment. I ended up paying for the full installation of 8200.00. The company has been in business 7 years and the founders are making a mint by taking advantage of consumers.

Then it was if you pay for a year upfront you get 2 free months. I declined and asked for the monthly plan. Then he came back with a 3 year plan and a lot of promises, and pushed it hard! I said I just want the monthly plan. He said ok and hung up then charged my card for $625. Then I had to take to 3 different managers to get it canceled. Still waiting for my refund.

I'm not sure how Liberty Home Guard is supposed to be the top rated home warranty company for consecutive years. I've been with American Home Shield, and a couple of others over the past 15+ years and LHG has by far been the worst experience ever. I had two policies for two separate homes with them for one year. I filed a total of three claims for my primary residence and none for our rental property. For each claim, they were quick to get a technician out to diagnose the issues, but they all three sat in "Under Review" for over a week, for each.
One was for our A/C in June in Texas. I ended up just having it repaired while I waited, tried to follow up, and just kept getting messages that it was under review. Then it was a nightmare to get it reimbursed because no one calls back or wants to resolve claims. They are a huge scam, in my opinion and I would give them negative stars, if possible. I liked AHS, but they are very expensive. One of the technicians recommended Old Republic, so you might want to check them out. I hope this helps!

I am very disappointed with Liberty Home Guard. I filed a claim on 5/29 because my A/C went out in TX, in the summertime. I was sent an email telling me when my technician was coming and that’s it. I have received no communication since then other than me calling every single day to get an update. On 6/3 I called and they said someone would contact me in 24 hours. Exactly 24 hours later I called again and when I told the customer service rep that I was supposed to have gotten a phone call he said “do you know the difference between today and yesterday?” Which was so utterly shocking to me. After telling him that his tone and his question were disrespectful and inappropriate, he said he would have someone call me.
About an hour later, someone called me to say that they were working on it and that I would get an email. She had no other information for me. I finally got an email on 6/4 detailing the “quote” to replace my A/C unit (which was recommended by the technician). I was told that I would get a refurbished unit and I would be responsible for $5600. Or I could get my own technician and only pay $2900. They said that either way, LHG would be contributing $900.
However, I was informed that if I got a brand new unit from my own A/C guy (for a total of $3100 including labor) and didn’t use the refurbished unit provided, then I would only receive $200 from LHG. It's very hard to understand why I will be penalized for getting a new unit, which is warrantied for 10 years. Why would this company want me to use a refurbished unit which will absolutely not last in the TX heat? Is it because they want to keep servicing the unit? So that they can keep overcharging for their parts? I would never recommend this company.

Absolute nightmare. Had AC issues in Texas...in 90 degree weather. The tech came out and gave wrong diagnosis. LHG would not follow the diagnosis and keeps making up new information 2 months later. (They are making up things NOT in the tech report and then claim they won't cover anything.) They waited two weeks with us in the heat...not kidding... then forced us to pay to get another opinion.
The second guy we paid for (full price since LHG wouldn't help), found nothing wrong with the system and it worked perfectly. Liberty Home Guard broke contract by not following through with their own policy timelines and we just want to separate from them and get our money back since we didn't use anything and even had to pay for two techs. They refuse to refund us for over a month now. However, they are constantly calling us to try to raise their contribution to a new system when ours works just fine. They apparently do not communicate within the company. Anthony ** the "Senior Director" per his email can't figure out what to do when I asked for a refund...He said he had to consult with another department...then never got back with us. Still hasn't...
Today I talked to resolutions hoping it would be for a refund...Antonio in resolutions says he'll have an account manager get a hold of me 24-48 hours later. I requested the "director" Anthony...I was told that he was in the account manager's queue...Hmmmm....so odd...Do these guys make up their positions? This is odd and crazy! We've been trying for weeks to get out and they continue the run-around game. Oh...and when you see they claim to be BBB certified and include it on their communication with you...they are not BBB. Also note that whatever their rep promises they do...they have a clause that says they will not honor what the rep states. So the rep can tell you in writing whatever they want to get you to sign up. I wish I was making thing all up... I wouldn't use them and would not recommend to anyone.

I purchased warranties in the past but this has been the absolute worse company I have used. For a $1200.00 water heater they are only covering $175.00. I was given excuse after excuse on what it wasn't being covered.
First we didn't go through one of their approved repair companies. When after 5 days we were given the approval to hire an out of approved service company. Then we were told the cost wasn’t approved because the water heater wasn’t being properly maintained. What! How would they have any way of knowing this! Now they are stating that it's not being covered because the following, and claim this statement pertains to water heaters (interesting): "u). Unless stated otherwise in this Agreement, valves of any kind and leaks, leak detection, and leak searching of any kind." My advice is to STAY AWAY from this company. Liberty Home Guard is a scam - stay away! For all the warranty repairs I have had to do with them - they basically find a way to recover their cost (and more) by either 1. depreciating the appliance saying it doesn't have any value (offered me $125 for a Frigidaire dishwasher that needed new electric panel), 2. charging co-pay that more than covers their cost of parts/repair. This is on top of the $75 technician visit and the $700 cost of the warranty itself. The most crooked home warranty company I've dealt with.

Update don 5/23/2024: The saga with Liberty continues. On May 17 I spoke to Nino the Sr. Customer Service Manager who only reached out because of my review. I called her because I noticed my unresolved claim was marked as resolved and removed. I found out that because I canceled the auto renewal of the policy they "paused" open claims but what that really means is they cancel your policy and all claims. My coverage is good until July 7.
My dryer has yet to be fixed. They have also been giving the contractor the run around and have told him they are not processing my claim. Nino offered to pay the cost of the repairs and issu a special refund of the policy for my trouble. She said she would figure out the numbers and get back to me. We'll I had to call her back. She offered 250 for repairs and 50 for my trouble. The 2 months without a dryer, the countless hours on the phone not to mention the stress and frustration and costs of going to a laundromat was only worth 50 bucks.
LHG clearly does not care about the consumer or the fact that they are supposed to provide a service and do their best to just make money. I told Nino to keep the money and resubmit my claim and that my policy is good until July and is what I paid for and they need to do what they were paid to do and that is to provide a service! GO WITH SOMEONE ELSE!
Original review: The service at LHG is poor at best. The contractors are not the best and unreliable. LHG also would not cover my furnace claiming the heat exchanger was not covered...well no one repairs heat exchangers due to safety reasons and even though the other issues with the furnace were covered they did not want to make good on the claim. I have a clothes dryer claim still not resolved for over a month. The first tech didn't fix it. The second tech diagnosed the problem but could never get through to LHG nor could LHGs dispatch get a hold of their own tech, which is a a bigger joke than their customer service team. I had a dishwasher claim and the tech they assigned was in a different state and never showed up...go figure. These guys are the absolute worst!

Recently filed a claim for a leaky pipe. Their technician came, did repair of the pipe, changed some other part in the system and said that it is all good now. A day later, the pipe exploded at the point of the repair and flooded the whole apartment! 2 inches of water, damages to walls, flooring, belongings... This happened on Sunday, I called them immediately and also spoke with customer service via chat. They said that they do not have emergency services on Sunday and will find a technician on Monday. This means, no water, no shower, no toilet for us until then... I asked if I can call the plumber myself? "Yes, but they need to be authorized by our department and that department is closed"... So it is a closed loop... No authorization - no reimbursement.
I submitted the photos and the videos of the water damage and asked them to contact me regarding the water damage remediation on Monday - prepared to take them to court on this if they do not pay for the water damage remediation and all required repairs. I do not know where they get these "technicians" ... It is supposed to be local trusted businesses... but it looks like this whole operation is a scam... On one of my other claims, the "technician" said that he never heard of them, received a call from their dispatch and asked if he is servicing the area... That is about the extent of the familiarity he had with their business. In the end, he refused to work with them because he could not get anyone to take ownership of the claim, and he did not wanted to waste time with their representatives.
Yes, about these customer service representatives... they all have the same accent, and it is not US accent, sounds like someplace in South America call center. They just log calls and tell you that they are forwarding the issue to Dispatch or Authorization, or some other department. They do not solve any problems, only apologize and are very unclear about the next steps in the process... Anything you call about, even if it is a new issue on the existing claim, they will say that it will take 24-48 hours.... which is unacceptable when you are dealing with heating or water in the cold or hot weather!!! Like I said, will be back to dealing with them on Monday and in the meantime looking for an attorney to take them on for this horrendous water damage to our house.

After filing my first claim, I now understand how it is almost impossible for these policies to make financial sense. Here's why:
The "headline" policy suggests that they will repair your appliance up to $2K or replace with a comparable one. Buried however in the fine print is a limit that they only need to provide you with the "book value" of the appliance. So in my case, I had a GE refrigerator that was over $2K new but ten years old. The ice maker broke, which was a covered item. I paid the $150 deductible to get it inspected, and was told the repair would cost $300 (so $450 total with the inspection fee). The claims department indicated however that as my refrigerator only had a book value of $150, they would only apply $150 to the repair (and I would then lose future coverage on the unit) or they would give me a $150 credit towards purchasing a new refrigerator. So either way, Liberty's responsibility was capped at $150.
These guys are very clever. When an appliance is new, it is covered by the manufacturer's warranty. After that time, the appliance depreciates quickly in value (the useful life of most appliances are less than 10 years), so any significant repair will likely exceed the book value of the unit. So the policy only "works" when an appliance breaks in the first few years after you buy it, when presumably issues are less common. Bottom line, Liberty has designed the policy so that its responsibility in most cases will be significantly less than your annual premium, regardless of the actual cost to repair or replace the appliance.

I paid for the Total Home Guard coverage plan for 3 years + 4 months. Total cost was $1,550 and a service fee of $70. Everything seemed fine until my first service call. Technician came out to look at my HVAC unit (AC and Gas furnace combo) because the furnace was sometimes not firing. He said he would recommend some replacement parts and that all. A few days I get call from LHG to tell me my unit is too old to repair so they will need to replace it, but because my unit is also too old, the book value of my unit is $0, so they will not cover the replacement (which is not needed according to the technician). They happily offer options to replace ranging from $3,000 to $5,000 out of pocket cost to me. What a total scam. Buyers beware.
In the agreement section H.10.a.i.3 it states that LHG will only cover up to the book value of any covered item. So unless you have a brand new unit (which is typically under manufacture warranty) they will determine that your item is worth $0 and will try to sell you a replacement. This warranty is just a cover to sell you “wholesale” out of manufacture warranty products.

This is regarding claim: **. This company is a SCAM and Probably buys their ratings. I opened a claim and I explicitly typed twice in the claim that there was a smell or what I believed was mole. The technician arrived with no clue as to what was in the the Claim and called Liberty Home Guard to get approval to fix. Liberty Home Guard called me and said they are not cover everything because they do not work mole and that this would be maintenance and not break fix.
First, I explicitly stated in the form what the issue was. If Liberty Home Guard understood that they could not work on it, why did Liberty Home Guard dispatch a Tech and make me waste $125 (very expensive fee compared to the competition) for that crappy service. Second, I disagree that the Air Unit is not broken. The smell is coming out of the vents for a reason. You do not get such a smell when the AC is working well. Third the customer service rep was a joke - horrible service. Then and the companies they dispatch seem to be in it together, as soon as they get to your house they looking what they can you extra for or sell services you do not need - this to me FRAUD. I will continue to denounce so and this scam over social media and BBB and Consumer Affairs and other entities. Don't buy this insurance and if you have it cancel it - it's a piece of crap.

I signed up with Liberty Home Guard and paid for about 7 months without ever using their service. Now, my washing machine is broken, and I've made a claim. After paying a $125.00 claim fee, they informed me that they will only cover the cost of parts. The $250.00 labor installation fee is to be paid out of my pocket. I pointed out to them that for the total amount, I could have my machine fixed directly at the repair shop, quickly, and without having to go without a washing machine for 2-3 weeks. They replied that this policy is outlined in their terms, and they do not cover labor installation costs at all, only parts. As a long-time homeowner who has dealt with different home warranty companies before, this is the only company that covers just parts.

Updated on 2/1/2024: After previously posting details of my HORRENDOUS experience with this company failing to repair or replace my broken furnace, they had a "senior manager" reach out to me by phone and email to "apologize" for not meeting my expectations, and offered me 2 months refund ($130.42) if I agreed to sign a release and remove my 1 star review. I declined that offer, send them the costs I incurred to replace the furnace they refused to replace, and told them to make me a serious offer. A day later they offered me $500 to remove my review. My cost was $26,000 ---- and I do not regard $500 as a serious offer and declined that.
Bottom line: this company BRIBES those who post the truth of their terrible experiences to remove those reviews, giving those who research them the false impression they are a legitimate home warranty provider. NO legitimate company BRIBES customers to remove their negative reviews. Any who would like to receive a copy of the multiple e mail BRIBES I received from Liberty Home Guard can send me a request at ** and I will forward those e mails.
PS ---- ConsumerAffairs should seek to discover companies that use BRIBES to get reviewers to remove a negative review. Otherwise, how can any consumers find the reviews posted here to be credible?
Original review: BEWARE this company. As a home warranty company - not an insurance carrier - they are not regulated. As a result, they insert onerous fine print in their warranty that enables them to deny most claims. For example ---- they cite an exclusion for appliances that have a leak. Then they send "technicians" to find a reason (like a leak) to later deny repairing or replacing damaged items. In my case, they denied repairs on a broken furnace, took over 3 weeks to review to let me know that, but did agree to send me $500. To go away. The cost I incurred to replace the furnace: $26,000.
They sent a survey to ask about my experience, which I completed. When I cancelled coverage I was informed I needed to first speak with a supervisor. Who called days later ---- "just to make sure you understand what canceling means." Or --- to try and collect another month on autopay. I am happy to document my experience to any who seek more information to avoid being swindled by these frauds.

LHG gives instructions on what YOU must do to get reimbursement, and once all completed they give more instructions on MORE that you have to do to get the refund. Please be aware of this insurance company. I became member based on good reviews but I would like to share my recent claim experience which one was the first claim in 2023. I had a minor roof leak so I called and submitted claim paying 65$ copay. They send roofer who find missing shingles and some nails damage. So roofer gave repair estimate of 2000$ to replace missing shingles and some patchwork. Liberty called me and said they don’t cover missing shingles but will pay 150$ for patchwork and I pay rest and roofing company is laughing at me so basically Liberty wants to pay 150-65(my payment)=85$ to settle my claim.
I would love to cancel my policy but they are going to give hard time to refund any money so I requested manager to call me back but still waiting. I am not sure what to do now. They put so many fine prints in contact and want to pay 85$ for limited roof repair what a scam. Who even goes on roof for 85$ in cold weather forget even to fix anything in post Covid inflation era. I want to take away even one star if I have a choice.
Resolution rep told me he understand my concerns but he said only manager can revise the 150$ claim reimbursement to adjust so I requested manager to call me but still waiting for weeks and still no responds. Very poor customer services so be aware and don't be get fooled with US news ranks that they advertise everywhere. What is worse than negative stars? Cliff note version: DO NOT USE LIBERY HOME GUARD if you expect them to have any decency, honesty, or if you expect them to actually help. I submitted a claim on October 31, 2023 due to my home heater not working and it remains broken as I write on December 6, 2023, December 12, 2023, December 22, 2023.
A Liberty technician was sent, and he reported that the pressure switch was the issue. Because labor for install is not included, I had my technician out to install the new switch only to find out that Liberty sent the wrong pressure switch. So at this point I have paid the $125 claim fee and a $150 service call fee for my technician even though he could not replace the part because Liberty made a mistake. After it was brought to Liberty’s attention that the part was incorrect, the new part would NOT be released until I returned the incorrect part to USPS. They also refuse to reimburse me for the claim fee or the service call fee that was wasted because of their error.
Once I returned the incorrect part, I had to wait on the next shipment. The next shipment included the correct pressure switch AND other parts that were 'accidentally' ordered. Again requiring me to make a trip to USPS for Liberty’s mistake. During this time, I called my technician to install the correct pressure switch. Despite the part being replaced, and having to pay another service fee to my technician, the unit is still not working.
I called Liberty once again to let them know the issue is not resolved and the issue was not what their technician said it was. The first call, the individual said a technician should give me a call in 1-2 business days and there would not be an added fee because it was within the 60 day window from the start of the claim. I did not receive a call, so I called back. Upon my second call to Liberty, since their technician had not reached out, I was told there would be another $80 fee for the technician to come back out to diagnose the issue. The individual with Liberty that I spoke to even asked me to send a diagnosis report from my technician. My tech was only at my house to install the part that Liberty’s tech previously said I needed.
I did not employ my technician for anything more as I have a home warranty company that should be able to do what a home warranty is supposed to do. I made it clear that the Liberty technician needed to be dispatched and that I would not be paying the $80. I logged into the website today to find a message that my claim was on hold. I received the following message: “You are seeing this notification because we have either attempted to contact you and have been unsuccessful, or because we are awaiting information from you in order to progress your claim. Please contact us at your earliest convenience so we can resolve this hold. The best way to do so is by using our live chat feature below, or by calling us.”
This is despite the fact that I received a call from someone at Liberty yesterday and spoke with someone about my claim. I informed them once again that the heater was still broken. The intended part was finally sent to me by Liberty and my technician was able to install it. Despite that part being installed, as directed by the Liberty technician, the heater is still not working. I spoke to yet another individual this morning and she restated the same things with no comprehension as to why I will not be paying more or doing the work for Liberty. I have a 2 year old and a 3 year old and have not had a heater for all of November and December. Even without children, this is not acceptable.
I will give Liberty credit for training their customer services representatives well. They sound like well programed computers that can calmly restate the exact same thing again and again and again even when it makes no sense. Even after a technician was sent back out and agreed the unit needed to be replaced, LHG tried to offer me $500 in lieu of the contractual cap amount of $2000 per the contract. Another round of calling them, waiting, explaining simple facts to them, and not getting anywhere. Again, the claim for my heater was submitted on October 31, 2023. It is now December 12, 2023.
December 22, 2023 and I still do not have a functioning heater. Liberty remains incapable of calling back when they say they will and will not respond to emails. Policy section H.2. states, “We have the right to request purchase records, repair / installation records, maintenance records, certifications, and home inspection reports, among other pieces of evidence, for any reason at any time, including but not limited to reviewing any claims, or reviewing Our decision to deny any claims. Should you not provide Us with the aforementioned pieces of evidence, We reserve the right to limit or deny Your repair, replacement, and/or cash in lieu of repair or replacement.” Section H.3. also states, “All Covered items must be in place and in proper working order on the Effective Date of this Agreement. This Agreement does not cover any known or unknown pre-existing conditions.”
I only have a home warranty policy (because clearly they are a scam) as I received it with the purchase of my home. With the purchase of a home, I do not have maintenance records. I offered to send the home inspection, and despite that proving the system was in working order, they would not accept the inspection and provide the correct contribution amount. I’m out $275 because of Liberty’s scam and even more in the time spent following up, pushing my claim since they wouldn’t, being home for technicians, and returning parts for them.

ConsumerAffairs is paid by this company as a partner so I would be VERY suspect of this review they posted. In short: LHG is terrible. Had a fridge go out. Technician did nothing to repair. Just looked at it for < 5 minutes and reported it was the sealed system. Guess what LHG doesn't cover? Sealed system. (That's literally the 'fridge' part of your refrigerator). Offered measly $150 cash towards their new recommended fridges. Not only was I already out $90 for the initial service call, but they also kept pushing me to purchase a replacement fridge from them.
Months later, I our dishwasher went on the fritz. Tech says it's a control board. Days go by and eventually LHG says it's 6 years old out of 10yrs and not worth repairing. They want to give me $250 towards a new one and recommend Frigidaire crap models I can purchase towards. Like others say: they don't get wholesale pricing on anything. It's the same price as if you bought from Home Depot or Lowe's. They also charge $250 for installation and haul-away of your old unit. It's a scam to drum up more revenue sources.
I've had two legit claims and literally nothing has been covered. I can't find anything in the policy saying specifically _how_ they find the 'book value' of your device (my old dishwasher wasn't $500 when it was new!), but they hold all the cards and don't budge on this. Therefore, I've basically made it my goal to carpetbomb their reviews with factual information about how their company operates. Not these ridiculous 'reviews' that sites like CA and This Old House post.

I thought we would give a home warranty a try since many of our appliances were starting to age as was our roof. After doing some brief research, I settled on Liberty Home Guard. Our first experience was with our built-in microwave. It was an 8-year-old kitchen aid unit. It stopped working shortly after buying our home warranty. I submitted the claim and paid our $80 deposit. After a few days, a technician was assigned. They came by and determined that the motherboard had gone out. Unfortunately, the motherboard was no longer manufactured therefore the entire unit had to be replaced. This is where it gets interesting.
The way that liberty (and I am sure most if not all home warranty companies) make money Is by determining what is more affordable to them: Repairing your existing unit or replacing it at its DEPRECIATED value. They have a reference guide that they use to determine this. Well guess which option ends up being cheaper in almost every instance? That's right, the replacement value of your depreciated unit. Of course, most appliances that are old enough to be having significant mechanical issues will also be old enough to have a minimal residual depreciated value.
In the end, they offered a $100 check to replace our $2400 built in microwave. We could not afford the $2300 difference so we went down to Sam's and bought a $70 countertop microwave that we have been using since. This same scenario played out with our dryer which also died shortly thereafter. In this case, they offered a $150 check which we did use to purchase a new unit only because we had no other option. Just recently, we developed a leak in our that resulted in some interior wall damage. I called and filed a claim again, paying my $80 deductible.
After a week passed with no word, we finally had a technician assigned to our case who came out and did an assessment. It was determined that "several shingles" would need to be replaced. This is perhaps the most laughable part of this entire review. So I get a call from one of liberty's representatives explaining that shingles are not covered under their limited roof policy. That's right, the roof is not covered by the limited roof policy. I literally laughed out loud at the representative when he told me this, said thank you very much and hung up.
To summarize, you would literally have to have 4-6 major appliances die and need to be replaced within the same year to even come close to breaking even on this policy. Furthermore, you can't choose your own technicians and the delays in service related to liberty's process which requires an initial visit for assessment followed by a second later visit for repair after they have approved the work make using their product not only next to worthless but also time-consuming. Imagine if your air conditioner went out in the middle of July and it took 2-3 weeks to have a repairman get his work approved before they could even begin work. Save your money and save yourself a lot of hassle. Avoid this product.

Then after they finally show up (and usually diagnose the problem wrong) the claim is submitted to liberty who says they'll cover like $120 or some measly amount of what the estimated repair is. So after you pay the service call to get the technician out you're only saving like $60 on the repair. We had a plumbing issue, and AC issue and an electrical issue and on all 3 the technical was dead wrong on diagnosing the problem so I had to get someone else out (out of my own pocket) to make the repair. They told us to send the receipt and photo of new dryer to support@liberty**.**. Never heard from them again. One year later the fan on my AC died, July, in Florida. It took a week for a technician to come out and confirm, it took another 2 weeks for Liberty to decide they should replace the whole unit, however they would only give a $500.00 discount (10%) on the new unit, we agreed due to age and wanted to be done with it. It took a month to finally get the AC working again.
During this time I left a 1 star review on Google and then we heard from Albert (mentioned in other low reviews here) who said he would take care of everything. He offered additional $300 on the AC and $500 for the dryer they never paid. But there's a catch, they sent an agreement that actually says we have to remove the one star review and can never hold them to a claim "from the beginning of time until the end of the universe itself" meaning the warranty he paid for three years coverage would now be worthless. We didn't sign it, told them to make it specific to the claims at hand and haven't heard from them again. Liberty's star rating is because they buy off people who can't afford to hold them accountable. Don't do business with them.

Our HVAC system was just constantly blowing warm air and not cooling our home. We signed up with Liberty thinking it was likely they wouldn’t permit us to submit a claim on an item that was already broken but to our pleasant surprise they did. They have this project management program which allows us to submit claims on pretty much anything in our home. They really saved us money too. The repairman came out two days later after we bought the policy and told us we had leaks in our coils. Their recommendation was to replace the unit, which we did and we saved about $3,000 going through Liberty for the replacement.

Had Liberty Home Guard since June 2023 for a rental home in South Dakota. Filed two claims. First claim was for a backed-up drain line in the kitchen sink. Contacted them to have the drain cleared and the company they contacted did not even clear drains only did plumbing work. I got the fee I was charged refunded and contacted a local drain clearing service to do the work and paid them myself. Second claim for a burnt-out oven element in the kitchen stove. Filed claim in Sept. Very poor updating and communication with the customer and the technician they contacted to make the repair. Going round and round with the company as to when the repair would be made.
Found out today repair was made two weeks ago. All this time everything from their end was a status of under review and contacted back to replace the oven. Of course at my expense or make the repair 130.00. I paid on top of the 125.00 service call initially. Told them again make the repair. I called the company today and again they said under review. I call the technician they used. He said repaired two weeks ago. So why does this process have to be like this?

After reporting to BBB and was contacted by a Ms. ** who after agreeing to give me an "elevated refund" then told me to receive it I HAD to update my review to 3 or 4 stars to qualify for it. I also have to request the BBB not post my complaint publicly. (still have the email proof)
Emailed to tell them to cancel my policy and that My reviews will NOT bought or bargained for. Also request cancellation via their website. At 1:58 pm Natile ** called to make me aware that because I was not signing the agreement I would not be getting the elevated refund and claimed to be unaware for my email. I told her that if that was true it was due to her mistake of not emailing me directly the two times I asked and through the course of conversion insisted they were not trying to buy my reviews and that "she doesn't make mistakes". Ms. ** also informed me multiple times one bad review doesn't hurt the company but they were willing to pay me $490 if I took down or changed my 1 star review.

My experiences with them on each and everyone have been positive. First off, not once have they denied me financial coverage. They saved me money on each one. Second, the longest a claim ever took was 24 days and that was for a complete replacement of two HVAC systems for my house. Third, every single person I’ve dealt with associated with Liberty, from customer service to the technicians they send have been professional, competent, and charming. We were able to just repair the dryer but the washing machine needed to be replaced. Layla from the Liberty side coordinated that replacement for us after we called in. The new unit, which frankly was an upgrade to our old one, arrived 8 days later. Great service and great people with a great attitude. Thank you Liberty!

We purchased this policy after extensive conversations with the sales team, who assured us that the age of a large AC unit would in no way impact coverage. Then, our AC died, and instead of replacing it (as the sales team promised-we have multiple recordings of them assuring us of our coverage), the company cited a loophole in the contract which ONLY covers the “fair market value” of ANY unit. This means that on older units, they can simply say they have no value and therefore will not cover the unit. We could not get anyone to explain how they determine fair market value, they simply denied the claim. We spent hours with rude managers, being put on hold, and having managers refuse to speak to us. I cannot emphasize enough how worthless this policy is if you have a home with used units in it. Save your money for real contractors.

It is next to impossible to reach anyone on the phone and it takes days to receive an email response. They sent another option offering $600 credit towards the purchase of a $1000 stove top that I would have to pay $400 for and no installation. Join me for a CLASS-ACTION LAWSUIT against Liberty: Our experience with Liberty has been disaster and we simply warn you from dealing with this company. What they do is just FRAUD. The reviews here reflect that notion. Don’t believe their BS that “We apologize for.. blah blah…”. They're just a bunch of fraud. Here are the issues:.. We paid $85 each for two issues, AC and Stove, and despite a 2-month wait, they addressed NOTHING. Our interactions with their customer service were always disrespectful, displaying a lack of concern for resolution whatsoever.
In fact, the comments made by one of their representative appeared even racially insensitive (giving me comments about my English etc. even though I’m a college prof.). As for the two claims we filed, none of them were resolved as I explain here: a) The technician sent for the AC failed to resolve the noise issue originating from the attic, as it’s still making the noise, b) Similarly, the RUDE technician they sent for stove only took a pic and provided no follow-up. He did not fix anything for the stove but charged us for that. As per our coverage, we should have only be liable for the $85 service fee, not the sum negotiated between Liberty and the technicians, but they charged us for that once we decided to cancel our premium, which is FRAUD again!
From our original premium payment of $570, they have reluctantly agreed to refund only $100, shedding light on their fraudulent and deceptive business practices. Despite their failure to address any of our issues, they have pocketed $470, all while subjecting us to a two-month wait for nothing... As evident from the numerous people affected by this fraudulent company, we, the VICTIMS of this deceitful shit, can pursue a CLASS-ACTION LAWSUIT to address the issue collectively, as individual filings can be costly. If you are interested in joining me in this cause, please contact me via email at "**", and we can proceed accordingly.

I have had two issues over my 1 year of warranty and they have responded quickly and professionally. My issue is that their policy is written specifically to not cover installation of parts. Clause H.1.P says they do not cover: "p) Installation of parts of or the entirety of systems, appliances, and/or optional add-ons." So, when my refrigerator needed a part replaced, they paid for about 1/2 of the cost (the parts) and I paid for 1/2 (labor). So, beware when you buy this you will still be on the hook for 1/2 of most repairs.

Paid $700 for a full year of Total Home Guard. Unexpectedly, one of my AC units broke down. Filed a claim and paid the $125 to get a technician over. Found that the compressor in the condenser failed, but the entire condenser would need to be replaced. The technician was courteous, knowledgeable. About a week later, I get an email from the Resolutions Department that the total cost would be over $5k and Liberty Home Guard would contribute $500 towards it. The "book value" of my AC was $0 because it's old. They don't cover the cost of installation for new equipment (anything that requires equipment like a crane, etc.). I didn't realize that I was going to have to be in a situation where this company was going to find every possible way to not cover a claim. I asked to cancel the policy and provide a refund and was told that they would submit my request to cancel. What?
Today (9/14/23), I get a call from a retention specialist who offers me an additional $200 to the $500 they would contribute. I declined and asked to move forward with the cancellation. He finally agreed and said that he would submit the request to underwriting where they will prorate the month that I was a member plus an additional $50 from the total $700 I paid.
This is a losing bet. This policy is suitable for new homes, but if you have a new home, you won't have breakdowns and most likely your warranties on the appliances will already be covered. I made an expensive mistake with Liberty Home Guard. I advise you to review any policy they propose before signing up. If your home is over 15 years old, I don't believe there's value with this company.

The claim for the microwave went relatively smoothly, but now the third claim, again for our dishwasher, has been a disaster. It has now been two weeks since the technician originally visited our home and recommended replacing the pump assembly. Despite more than five phone calls and sending several messages through both their online form and chat, I have received no response. The app just says that our claim is under review.
I have twice been told by phone that I will be sent replacement and repair options within 24 hours. The last time I was told this was 1 week ago and we are still waiting. After multiple calls a day to follow up on my claim for two weeks, I finally received my replacement quote. Two weeks without AC or an answer. They were willing to cover $500 of the $8,000 replacement cost. I have quotes from trusted AC technicians for $5,000 to replace the unit. Speaking to Pedro was like hitting a wall; there was no assistance, no willingness to transfer me to a more knowledgeable colleague. Subsequent interactions with Jesus and Katie only deepened my frustrations, with apparent technical glitches and seeming indifference to my concerns.
Operational Concerns: The delays and hesitations in addressing my claim were not just mere inconveniences. They highlighted a potential systemic problem within the company's operations. For a home warranty firm of their stature, the service was severely underwhelming. Review Discrepancies: While researching the company, I came across a series of glowing reviews. However, given my firsthand experience and whispers about potential manipulations of feedback, I'm left to wonder about the authenticity of these reviews. I'd hope a company would prioritize genuine customer feedback over potential FTC regulation breaches.
To wrap up, Liberty Home Guard LLC has left me with a bitter taste. Their service, or the lack thereof, and potential ethical grey areas are concerning. I feel completely scammed by this company. I should not have had to pay an $85 service fee (on top of my contract that I've already paid) to have the technician do nothing and tell me the model of dishwasher I have is too old to repair without even trying to repair it. Before purchasing this contract, they never said anything about the age of covered appliances. Now, I have to pay an additional fee to have a new machine delivered and installed. I paid $85 for NOTHING. If there is a deductible or any other type of payment required to replace a covered appliance, that should be made clear upfront at the time that the contract is offered. The common understanding of this home warranty is that covered appliances will be repaired or replaced when the contract is purchased and the service fee is paid.
This business model is underhanded and scams customers out of money. I could have purchased a dishwasher outright with money left over if I had never gotten a home warranty to begin with. It will now cost me MORE to replace my dishwasher than it would have if I had never had a home warranty at all. For a $349 dishwasher, I will now have paid the $550 for the year of service, $85 for the service fee, $349 for the dishwasher, $260 for required installation and parts - and then I'll receive a $200 refund towards everything. That's a total of $1244 for a $349 dishwasher - minus the $200 and the cost of the new dishwasher of $349, that's a total net loss of $695. And going forward with this plan, every time I have an issue with another appliance, I will have another net loss.

I intentionally waited because my past home warranty company, when they would even provide service, would always always do a band-aid, temporary fix. The entire Liberty team were great when they communicated with us, explaining the problem, service process, and coverage terms.
Our oven is high end so the repair job was expensive at around $900. Liberty covered $600 of it and we covered the remaining $300 which we thought was generous and smart since the unit was still under manufacturer’s warranty and the $300 was for the parts which the manufacturer did end up paying for. There was even a noticeable difference in quality between Liberty’s agents and the manufacturer, with Liberty’s agents being superior. They were all strong communicators and knew a ton about our home appliances and how they work. Oven works perfectly now. Very pleased with Liberty’s services.

Updated on 08/30/2023: Following the debacle of trying to get Liberty to fix my stove, I decided to cancel. They assert that their policy on fixing any appliance is based on the depreciated value of the product. It appears to me that by doing this they essentially absolve themselves from have to pay for any repair. They told me my oven was worth $58.00. My previous home protection company (SEARS) paid for EVERYTHING over $75.00. If the repair was over $500.00 they would send you a check. Liberty Home Guard (LHG) decided they would send me $175 AFTER I purchased the new stove/oven and then send them proof of purchase. I'm usually pretty good at determining whether a company is a good service provider. This time I missed the boat. In my opinion, LHG is nothing more than a huge unmitigated rip-off. I would suggest that you stay away.
Original: On August 8, 2023 I called Liberty to let them know that my oven wasn't working. They told me that they would contact a technician and I would be contacted by the tech. On August 9th I received a call from Liberty telling me that they couldn't locate a technician, and asked whether I would like to find one, and they would pay. I told them that is not the service that I'm paying for. A technician was found and I was told he would be at my house on Tuesday, August 15th. On Monday, I was informed that he would not be able to come until Thursday. It was apparent that Liberty had no idea because they sent me an email on the 16th asking about the repair. I filled them in. The technician was pleasant and seemed to know his stuff. He told me that the oven needed a new motor and control board. This is where Liberty showed who they are. For days they said that they did not receive the report. When spoke to them on (I believe it was) the 21st, they said they didn't have the report. Then they said that, "It's coming through now". I reached out to them yesterday (8/23/23).
They told me that the report was in process and they needed to determine whether to do repair and pay for replacement. Today was the worst. I did an online chat with Liberty. While doing so, I had the company who sent the technician on the phone. Liberty first said that "the technician has not confirmed the compatibility and the installation quote". The company that sent the technician said they didn't know what Liberty was talking about. When I told Liberty that I was on the phone with the tech company, they replied "The information was sent via email, when our authorizations team call they will confirm why he did not receive it and confirm the information verbally." The tech company says they have not received any email from Liberty. The simple fact is that Liberty has been horrible from the beginning. I don't know how this nightmare will end, but we have been without an oven for 16 days.
