I am a small business owner and I know how damaging reviews can do to businesses and sometimes some customers don't tell the whole story so I personally don't like writing reviews unless the business has a potential to harm other prospective customers. I bought a 7 year home warranty with Liberty Home because my previous home warranty service(American Home Shield) did yearly warranty at a time and I wanted one I could lock in the price for a long time. That was a very, very big mistake since my experience with Liberty has been a nightmare. We are a family of 7 including an elderly mother in law and our refrigerator is a lifeline for us considering how expensive fruits and vegetables are at the moment.
Our GE refrigerator of less than 3 years old broke down and we alerted liberty on 2/27/25 claim number ** and they were willing to send someone in 2 weeks time but after 2 days of back and forth they managed to get a technician to come in earlier. This technician, very nice guy visited three times on three different days and could not fix the fridge so told us he has informed liberty that the fridge is a total loss/not repairable. We waited for 1 week without any response from liberty so we called them back only to be told they have not heard from the technician. I personally called the tech who told me that was a lie because he sent them his report and also an employee from liberty home had called him and he verbally affirmed what he sent to them in the report that the fridge was not repairable.
Two days later liberty called stating they were sending a second tech who also came in and confirmed the fridge was not repairable. This tech also sent his report in but when we called liberty the customer service said they did not have the report. I insisted on getting the second tech on the line as three way then suddenly liberty found the technician's report. INTERESTING!!!!
After that, it has been a good 1 week and you can not even get through to any employee to help you. The customer service will tell you they are escalating your complaints to resolution office and it will take 2 business day. That is their national anthem!!!! They say that to everyone and never call back. When you ask for a supervisor they keep you waiting for an hour and keep telling you there are three customers ahead of you and the supervisor will call you back which never happens.
As I am writing this review, I have their customer service on hold for about 40 mins now. I told the customer service I will wait for 100 hours to talk to resolution office or their supervisor and I will use this time to write a review surprisingly, after about an hour a gentleman by name Gabriel claiming to be from resolution office came online after taking my claim number said my fridge is 3 and a half years old and so they can only give me $1000 to buy a new one.
I informed him American home shield was the company that replaced by older fridge of 10 year sold with this GE fridge which has been in the home less than 2 years so I am not sure where he got the 3.5 years unless of course he is using the date of manufacture but all I want is a replacement fridge and not a $1000. Suddenly he lost his cool and wanted to lecture me on how a conversation goes. I guess he is a sly and he did not get his way so had to exhibit some passive aggression.
Based on previous interaction with them, I requested from Gabriel some tel number or email so I don't have to restart this thread again he refused stating there was none until I made him aware I am recording the conversation and also writing a review as I speak then reluctantly, he gave me the email: orders@libertyhomeguard.com
At the moment, my refrigerator is down since 2/27/25 and I have absolutely no idea what liberty is doing to help me. If I compare their service and how they treat their customers to other home warranty companies like American home, AB home warranty, it is like day and night. Please take this from me and stay away from liberty. They are NO GOOD. I see they only needed my 7 years of payment and then stonewalled me until I get exhausted and frustrated and find a way to buy my own fridge.

If you are searching for home warranty company to cover your repair. Do not sign up with Home Guard Liberty. They never cover repair labour or installation costs. They only provide parts at discounted rate. Very bad customer service and takes forever to even send you parts for repair.

Update: I did finally get a resolution to my Washing Machine claim. One of the Senior Manager (Luz) was able to address the issue and resolve it well. Since my unit was old, I should be getting a pro-rated amount in the mail. If and when I have another claim and they are able to address it as well Luz was able to take care of this issue I would give them a 3 star. Only reason I am not changing it yet is because I had to go through all this trouble to get to this point. I would like to see the same kind of customer service without escalating to a senior manager.

I have had two claims with LHG and both time it's has taken them over a week to resolve the issue. 1st was a dishwasher and took over a week and multiple phone calls just to get answers and finally they shipped me a new unit (no install). 2nd is my washing machine and I'm still dealing with issue. Technician came and looked at it last week and submitted his recommendation but I have not seen a response from LHG. 5 days now since the Technician's visit and 9 days since I made the claim.

It is VERY hard to get a human. It’s even harder to get one that you can clearly understand. They pride themselves on as little human interaction as possible. The sales person lied. He said we could use any vendor we picked. Lie. They sent a vendor from another city. Then another state. If you have ANY issue at all…there are no humans to help. Zero calls. Blanket emails. Auto texts. Zero customer service. I’m on my 3rd month of trying to get my refrigerator fixed. Yet. Zero humans step up to help when the repair guy they picked failed to fix it properly TWICE when we came out. Months later. No help from Liberty. Please do your research.

After waiting for over a week for them to communicate with the technician he is finally able to show up. Then I patiently wait 3 days for them to call me which they never did. I finally called and they guy was quick to tell me my $800 clothes dryer from Lowe’s is considered a “high end brand” so that makes it’s not covered. They did offer me $125 as a courtesy. Keep in mind the technician is saying the element shorted out frying the board so he’s $600 to repair. Salesperson never mentioned anything anything about high end brand, only that there may be caps on expensive items.
The only part they have been quick to respond with was when I told them if this is how it is I just needed to cancel this policy. Within 30 seconds I was able to process the cancelation form. But then I have to wait 24-48 hours to talk to someone that can do anything about it. In the meantime I thought well let me talk to someone else. Nope I got the same rude denial specialist who said, "Well since you processed a cancellation I can no longer talk to you." When I asked to speak to someone else he said, "No they will tell you the same thing." He then politely hung up on me. If my claim was denied on the basis of brand it could have been done at the time of claim and my family of 5 would not have had to have gone all this time with no dryer. Which is annoying I might add.

Our water heater ruptured and leaked. Liberty Home Guard would not take my claim until I paid $125 to submit the claim. Then, they advised it could be two days for a repair person to respond. I called a local repair person and (per contract provision) had the repair person talk with the Liberty rep. The repair person advised the tank on the heater ruptured and leaked onto the floor. Liberty's rep then advised me he had to refer me to the resolution department. The repair person and I waited on hold to be told by the resolution department my claim was denied. The denial was based on their determination that 'leaking' cause the damage to the water heater. My repair person indicated the leaking occurred after the rupture. Liberty maintained their verbal denial and refused to put it in writing.

I cannot recommend Liberty Home Guard for addressing problems. They rely on fine print and hidden procedures that ultimately penalize the customer. In January, I submitted a claim for a heating issue and paid the $125 fee. A technician supposedly fixed the problem, but the furnace still wasn’t heating properly. Since we live in central Texas and don’t need to use our furnace every day, we didn’t realize the issue wasn’t properly resolved. In February, we faced the same issue. Unaware that I was supposed to contact Liberty's Customer Service to report the faulty repair, I submitted another claim online. Nowhere on their portal does it indicate that I should call rather than just submitting another claim; it only advises submitting a claim online for faster service.
Liberty told me that because my furnace was still under the manufacturer’s warranty, I would need to pay for the technician’s work (with parts covered by the manufacturer). Liberty did provide a $125 credit toward the technician’s fee as part of their coverage, which I agreed to. However, the problem is that I was charged two $125 fees for the same claim. I spoke with the Resolutions Manager, Kato, on 3/11/25, and he informed me that because I hadn’t followed their procedure (which I was never told about and isn’t mentioned on the online portal), Liberty wouldn’t refund me for at least one of the fees. He repeated that there was nothing he could do and I should have followed their process.
Additionally, he refused to send me the technician’s contact information so I could coordinate the repair, claiming he had texted it to me three times (but I never received it). When I asked for documentation of the repair amount and what I paid, he said it would be emailed to me, but it never came through. He then transferred me to Billing for the breakdown, but they told me that the Resolutions Manager needed to provide that information. Billing said they would put in a request for the documentation and instructed me to call back if I didn’t receive it by the end of the day—essentially sending me back to the same place where I had started.
Overall, Liberty Home Guard offers no real customer service. Every representative dodged the issue and hid behind vague procedures that customers are expected to follow without being informed. When I told the Resolutions Manager that I would wait on the line until I received the requested documentation, he ended the call, saying he had the "power" to do so. I will not be renewing my contract, and this review serves as my notice not to renew it in May.

They are thieves. Do not use this company. I filed my first claim and they couldn't find anyone to fix my sink. So they said I could find someone and they might reimburse the claim. They wouldn't refund the claim fee and now I'm out the $125 claim fee and they didn't do anything and I still have a plumbing issue after 2 weeks of waiting. They literally committed theft and shouldn't be allowed to operate if they can't provide the service they claim to offer.

I've had nothing but bad experiences with Liberty!! First there is the ridiculous $125, just to file a claim! Not a deductible, just for them to call a contractor. I had a claim for my sprinkler system. I paid the $125 PLUS $870, they supposedly covered $500. The first water bill I received after the work was done was $130 MORE than before it was supposedly fixed. I called Liberty to tell them there is still a leak (less than 30 days later) and they told me it would be a new claim and another $125 plus whatever the contractor charge would be. So they do NOT warranty the work from the contractors they make you use. Now the work is being done properly for $640 with a warranty from the contractor I hired. I don't believe for a minute that Liberty did anything more than take my money.

If you’re considering purchasing a home warranty from Liberty Home Guard (LHG)—think twice. Our experience with them has been a 95-day battle (and it's still ongoing) of frustration, broken promises, and unprofessional service. The Nightmare Timeline: Nov 24, 2024 – Our washing machine broke, and we filed a claim with LHG. Two separate repair companies were sent out, yet the issue was misdiagnosed both times—resulting in over three months without a working washer. The first technician LHG dispatched was NOT a registered or insured business in Arizona, raising major liability concerns. We paid $80 claim fee plus $175 out-of-pocket for an incomplete repair, and LHG refused to reimburse us. Repeatedly promised callbacks and email updates—most of which never happened.
Customer Service Failure: I was told on multiple occasions that I would receive a response "soon," but days and weeks passed without action. Wolf, an LHG representative, guaranteed I would receive an email update—but I never did. I had to escalate the issue directly to David, the CEO, just to get a response. Final “Resolution” – With a Catch: After 95 days of fighting, LHG finally agreed to replace the washer. However, they are forcing us to sign a settlement and release agreement and are CANCELING our policy as a condition for receiving the replacement. This cancellation appears retaliatory—they only decided to drop us after we pushed back and demanded the service we were contractually owed.
Key Takeaways:✔ LHG takes your money but fails to provide timely service.
✔ They use unregistered, uninsured service providers.
✔ They ignore customer complaints and delay responses for months.
✔ They only act when you escalate to senior executives.
✔ They retaliate against dissatisfied customers by canceling policies.
Final Verdict: AVOID LIBERTY HOME GUARD. This company operates in bad faith and only honors claims after extreme persistence. If you want a home warranty provider that will actually deliver on its promises, look elsewhere. I will be filing a formal complaint with the Arizona Department of Insurance and Financial Institutions regarding their mishandling of our claim and their retaliatory cancellation. If you’re thinking of using Liberty Home Guard—save yourself the headache and look for a more reputable company.

My Experience has been absolutely horrible with no sensible resolution. Here is my experience - I originally filed a claim on Jan 6th. I paid the $80 fee for someone to come out and take a look. Jan 7th a technician was assigned, and scheduled to arrive on 01/10/2025. The technician arrived and said I needed several parts.
On 1/12 I reached out to Liberty to get an ETA because my fridge was not cooling and my food was spoiling. I reached out again on 01/13 to try to get a response. Someone finally called me on 01/16/25. The gentleman who called me could not even tell me my options but told me to wait for an email. I received an email telling me that I could order a new fridge through them and they would give me a $200 credit towards that purchase. This was totally unacceptable, they told me my unit was 25 years old. This is a fridge that I purchased new in 2016.
I reached out on 01/20/25 and asked someone to call me back because this was not acceptable, I then called and spoke with someone in customer service on 01/20/25 and her resolution was to have me email the resolution department back and tell them everything that I told her. She would not make a note of anything that I said. I then went home and sent an email to the company saying that I needed assistance and I filed a complaint.
I was called back on Jan. 22nd by a Senior Director. We did not come to a resolution, he told me he would call me back in 24-48 hours to discuss what he would be able to do. I did not hear back from him within 48 hours, so I emailed again and asked for someone to reach out. I was then called by the resolution team on 02/05/2025 and told they would send someone out to replace the parts the first technician had said were needed. I would need to pay $230 dollars for labor.
I was told they would order the parts and have them shipped to me. I received a text on 02/07/25 at 146pm that a tech was assigned to arrive that day between 12-4. He never showed then I received another text that he would come on 02/17/25 (10 days later to go without a working fridge). On 02/16 I received another text that the appt was rescheduled for 02/18/25 for 1130-330. The tech showed up and said that he did not think the parts would resolve the issue but I had no way to tell if it was fixed because I had to wait to see if it would make ice and had to wait for it to cool. Neither of these happened. Later that night we tried to get water and it popped the breaker.
We could not leave the fridge plugged in. I reached out to Liberty and the tech was scheduled to arrive 4 days later between 12-4. The tech showed up at 9 AM. I missed him and had to call him and have him come back out that day because he came early. All he did was fix it so at least the fridge was on (So I at least had a working freezer again and the water in the door would work. Nothing else was repaired.
I reached out the the "Director" again and was told that he could not get in touch with the tech. I then receive a text that the technician would show up today 02/26/25 and once again he was a no show. I am now told by the "director" that I could hire someone and they would reimburse me. Even though I have already paid them $230. Honestly I do not trust them to reimburse me. I honestly have no idea how they have good reviews. And this is not even all of the problems, I just am tired of typing.

THE WORST! I moved from a competitor of Liberty with the promise they were worth twenty dollars more a month yet, both claims I have used them for were a nightmare. Days have gone by and we still have no heat or an appointment in 20 degree weather. The heater broke after being repaired a few weeks ago and the tech will not call Liberty back. Liberty has not assigned me a new tech--Just keeps waiting for a sleazy tech to return their call and fix a problem. This summer, had an air conditioner issue. I ended up paying for a tech outside of Liberty to fix. Don't waste your money on these services -- They are sub par.

First of all I have never encountered a worse company in my 70 yrs on earth. I signed on believing I was getting a fair deal. From the first call in it was a ripoff. I paid 100.00 for service of a cracked glass on my oven door. It took 2 weeks for the tech to come out and replace. When job was done I was charged another 300.00 because they said it wasn't covered. Why wouldn't they offer solutions instead of billing me. Their customer service is so bad that at one point I had to wait 45 minutes for the rep to get back with me. They say they will call back and don't. The latest was not reimbursing me my refund for cancellation. They didn't give me the full amount and this has been going on since 28 January 2025. Long story short. I wouldn't recommend them to anyone.

Liberty Home Guard is the worst homeowners insurance company. Liberty has designed their process for claims so frustrating that they give up on their claim. Many rounds of call transfers to customer service take forever. I would rather not have anything than have Liberty. We cancelled both of our three year policies.

We purchased a Liberty Home Guard warranty program when we purchased our home in 2022. Our first claim went well, when a technician came out to repair a furnace. However, since then we filed an additional claim for a cooktop. The technician that came to review the cooktop advised that it could not be repaired and replacement was needed. The problem was that Liberty Home Guard claims did not base the value on replacement cost for a comparable unit (4 burners with down vent). Instead the claims team advised that $200 would be sufficient to get a working burner in the house to satisfy the claim. This was less than 10% of the cost. When asked to speak with supervisor, I was transferred and then told there were no additional escalation. Essentially, take it or leave it. Well, we'll leave it and share with friends and family not to purchase this warranty program.

This company is AWFUL, DISHONEST, & ran by a bunch of thieves! I cancelled my policy over 14 months ago, but this morning (2-17-25) I wake up to a $600 charge on my credit card. I’ve called Customer Service 3 times & they WILL NOT let me speak to the Billing Department & they also keep telling me, they don’t have the training to refund my money or cancel my supposed to be already cancelled policy.
And to add insult to injury, I found out that they never cancelled my old policy, they put it “On Hold”, then opened up a new account in my name today (2-17-25)!! I haven’t dealt with this company since Nov of 2023. We cancelled them, because they lied about how their coverage works. Back in November of 2023 (My house was only 3 years old at the time), my dishwasher motherboard went out, it was recommended to replace the whole thing. Liberty said I’d only pay $75 & they’d replace it. Well, come to find out, that was a LIE! They were trying to replace my dishwasher with a refurbished one, that had less features than the one I had & it wasn’t even an energy saver dishwasher. (My goofy ** had no idea they still made non energy saver dishwashers). Any who, I told them I didn’t want a REFURBISHED dishwasher, nor one of lesser value, because their contract states, I’m suppose to get one of equal value.
Come to find out, the contact says one of equal or lesser value, which ever one is cheaper! And in order for me to get the same dishwasher that I had, that I had to pay the difference, because the one I had was too expensive. I opted to pay the pay the difference, then they tell me, they don’t have it in their warehouse & to pick another one. I pick another one, & I’m told I still have to pay the difference. I was over it, so I just paid it. But then I find out I have to pay the installation fee & we had to buy the dishwasher kit to hook it up (which was cheaper to buy in Lowe’s, than to get from them) I was livid!
I opted to not have them install it, and we brought the kit from Lowe’s & hooked up the dishwasher ourselves. They also tried to charge us a fee to haul off our old dishwasher, but I paid our city dump a cheaper fee to come get it off my curb. After all if that went down in November of 2023, I cancelled them that same month!!! But guess who woke up to a charge on their CC 15 months later… my goofy **!!!
My goal has now become to give this company hell! I have no life, meaning I love to review companies & I’m about to give them a 1 star review every place I can & I’m going to talk to a lawyer. This mess isn’t right & shouldn’t be allowed. They’re frauds and lying & stealing from people!!! Sn: And the Billing Department has yet to call me back!! The Customer Service Reps won’t transfer you to billing, they’ll only take your information so Billing can you back. But billing isn’t calling!!!

My original review was 1 star. The regional manager contacted me after this review, offered resolution which was very minimal, apologized for the experience I had, and asked me to change the review to 3 stars. Looks like the only way get attention from this company is to complain about them.

Beware! They have caps and exclusions for everything just to avoid paying for repairs. This is the business model they have: 1. They charge you for the policy promising you to cover repairs. 2. They make you pay for they claim, which pretty much covers what they pay the "technician" who is really a local contractor that you could've called directly yourself and did not have to wait for the dispatch up to 48 hours... 3. They "review" your claim for unnecessary long time while it travels around their various "departments" and finally: 4. After wasting your time and money, they will find all sorts of things like the age of your appliance, the annual cap, the absence of maintenance to inform you that you are "responsible" for the repairs yourself under their policy or will throw a measly amount your way, like $100 or $150 on the repairs that cost like $1200.
You lose TIME, MONEY, and getting AGGRAVATION dealing with them and YOU PAY for all that! Not to mention, the customer service and all the departments, are not located in the US, so talking to them is useless, they read scripts, refuse to escalate your complaints to the managers and keep tossing your claim around various "departments". Horrible company, horrible experience for over 2 years now. Once my policy is over, I will be happy to be rid of them! My advice, if you are trying to get this Liberty Home Guard policy to make your life more convenient - this is not how it is going to play out! Beware and stay away from them!
This is my recent experience: Filed a claim for a leaking dishwasher. Took them 2 days to get the plumber dispatched (and that was an active leak!). They absolutely do not care if there is an emergency. Plumber gave them a report and they got back to me that he recommended installing new dishwasher and fix the plumbing line that contributed to the leak. They gave me options for new dishwashers, only covering $ 120 towards the cost of appliance, no installation, no hall away! When I spoke to the plumber, he advised that he never told them the dishwasher needs to be replaced, only the lines to it. I called them again and was told that I need to file another claim on the same issue, called a plumbing claim because it's a separate issue.
They never had to dispatch the plumber again and I waited 5 days for them (with me calling everyday) to make sure they attach the paperwork from the previous claim to the new claim. Finally, on day 6 (this is after dealing with them for more than 2 weeks now!) they made a "determination" that I am all maxed out on the plumbing claims for the year and they will not be covering any repairs! Imagine how "helpful" this company is: Filing 2 claims, having to pay for 2 claims, waiting for more than 2 weeks and finally being told that they do not cover anything on the claims.
I also called their regional management department more than 10 times during this process after getting nowhere with their customer service - they also bounce me around, there is never a single person to talk to and I also believe they use fictitious names for their representatives because they do not sound American but tell you their names are Nathan, James, Anthony... There is no way these people are who they tell you they are. The only native English speaking people is their sales team. The rest of them located outside of the US, doing nothing to help you, read off the script, and refuse to escalate your complaints. Deceptive company, horrible experience, do not recommend at all, stay away from them at all costs!

This home warranty has given us nothing but grief! In Dec 2024 our house had a plumbing leak... It took Liberty weeks to retain a plumber who fixed it after numerous calls and emails. Several weeks later, a second bathroom faucet had a similar problem and the delay in obtaining service was unacceptable. To top it off, we were told that the limit for ALL plumbing claims was $500 and the first plumbing problem cost $395, leaving us with having to pay upfront $105 to get the second problem fixed! The shrewd salesperson never advised us of this limitation!
After additional delays by Liberty, we finally cancelled the work order and had the fix done privately. They still owe us $105 for work that was NOT DONE! They don’t want to pay for any claims and use fine print in the contract to make you pay almost the full cost yourself. I have had other warranty companies that act professionally and this one is totally unacceptable.! Finally cancelled my multi year policy so that I can avoid further aggravation - however they still owe me $105 for work that was not done! Bank was kind enough to offset this charge until this has been resolved with Liberty. Stay away from this company!

I’m updating my review to add an additional as Emmanuel did follow-up to provide support in the form of a $171 refund and waiving my next claim fee. There is still an issue that is being worked through, but overall, my experience with Liberty hasn’t warranted a rating higher than this. Given all the time I have to spend calling and submitting complaints, I’m starting to wonder if this coverage is worth it. I purchased a home warranty for peace of mind, and it’s been a headache.

The single star that I have rated Liberty Home Guard is for the 1 claim that was successfully resolved. I have had coverage for less than a year. My initial claim was for plumbing (toilet running nonstop) and as of this week, I have now had to pay a claim fee THREE TIMES. For now, it appears that the issue is resolved, but time will tell. The same technician was sent for 2/3 service calls, most recently charging me $200 in addition to my 3rd service fee. I'm starting to feel like temporary fixes are being done so that I have to keep calling and paying fees.
Also, my mircowave recently went out. When Home Depot delivered the product today, they asked if I would be taking advantage of the FREE installation, however I'd already paid Liberty $200 for installation. In both of these instances, it has been alleged that my concerns are being escalated, however I am not receiving follow-up. I purchased this insurance when I purchased my home. When the stove went, it wasn’t covered. It cost me $480 for a repair that didn’t work. I had to but a new stove, out of pocket. We just had a hard freeze which burst a pipe under the house. The entire town shut down, so no plumbers. I put in a repair request, and shut off my water. As it was only a hose bib, we cut it off and capped it so we could have water again. A day later the plumber showed up and because there was no longer a leak Liberty Home Guard wouldn’t cover it. The plumber wanted $400 to make repairs on top of the $80 I paid just to have them show up. This is just not what I expected after have American Home Shield before where one call and $100 got the job done. Look elsewhere for a home warranty. Liberty Home Guard is not an acceptable option. I will not renew. You're paying for repair scheduler and a list of contractors. Any repairs are additional.

l have home warranty for many years, and had used a couple of different companies. Decided to move to Liberty as they had a better price, however it was a big disappointment. First they select just very unqualified service providers, probably selecting by price and not quality. Second, they try to charge extra in every claim. On my last one, they said the parts were covered but not the installation, so they would not fix my cooktop if I did not pay for the installation of the part that was damaged. For me it is just a SCAM!

This home warranty has been a total ripoff. They don’t want to pay for any claims and use fine print in the contract to make you pay almost the full cost yourself. My latest issue with them I paid the $150 claim fee for a broken icemaker. After diagnosis they told me the cost was $330, $150 for install and $180 for the part. I would have to pay for the $150 install because they don’t cover installation. I told the claims rep I already paid you $150 when I filed the claim. So I’m paying $300 for a $330 repair??? I told them to just send me the part and I’d replace it myself. This has been the case with my other two claims as well. Every claim ends with the sucker they duped into buying their crap warranty paying more money.
My last home warranty with a different company wasn’t like this and they fixed my issues without demanding more money. So I know there are reputable home warranty companies, but Liberty Home Guard is absolutely not one of them. Do yourself a favor and find any other company if considering a home warranty.

So I cancelled my service with them in Oct 2024 and I was expecting 2 separate checks as final resolution after a ton of back and forth. I got one of the checks relatively quickly but the second check is still not here in middle of Jan 2025 despite me being assured multiple times that the check has been mailed to me. My initial interaction with them was already at best pathetic but this is just the metaphorical cherry on top of a rotten cake. They are already not delivering on their basic services and commitments but on top of that they try to make a fool of you by not sending over the checks that they have agreed to pay to the customer which is already a super small amount compared to what I was paying for their service and the repair. My 2nd and 3rd follow up with them has yielded "ohh you are right there was mistake on our end". By doing this they are earning free interest and I am losing more money every day which is another way to make a fool of the customer. Do not fall into their honey trap and waste your time and energy.

I am a 76-year-old widow whose heating went out recently - it was cold in the house and the forecast was for more cold weather - not crippling cold but still hard to get warm even at night. I called Liberty Home immediately and they said they would get someone to come out. Then I got word that the people couldn't even come out to discover what was wrong for several days and then to get it fixed would be even longer. I couldn't wait for this and so said I would call someone myself to which Liberty replied that if I got the information and gave it to them along with the cost of whatever needed to be done, they would reimburse me at least a large part.
I did all of that with pictures, estimates, invoices etc. Out of almost $4,000 to replace the furnace, they reimbursed me $750 and also refused to take off the charge for someone to come out and assess the situation - which did not even happen!!!! $70+ to make a service call that did not happen... I am disgusted. This is a bait-and-switch company - DO NOT USE THEM. Maybe they are all like this but this is outrageous.

While my initial experience was frustrating, I appreciate their efforts to make things right and improve their customer service. Thank you for addressing the situation.

I had an awful experience with Liberty Home Guard and would not recommend their services to anyone. I paid $599 at closing for their home warranty policy, thinking it would provide reliable coverage, but they completely failed to deliver. When I filed a claim for my A/C unit, they refused to diagnose the issue, and 90 days later, the unit started leaking Freon. Despite my efforts to have the initial claim reopened, they refused, claiming the unit was now out of warranty. Their lack of accountability left me with an unresolved and expensive issue.
To make matters worse, when I decided to cancel the policy, I was informed I was eligible for a $0 refund. It’s appalling that they keep the full amount despite not providing the service I paid for. Liberty Home Guard has poor customer service, fails to follow through on their promises, and leaves their customers hanging. Save yourself the frustration and look elsewhere for a home warranty provider.

12/21/24 my washing machine quit working in the middle of the cycle. I made sure that the connections and breakers were working and they are. I filed a claim with LHG the same day. I was notified that a technician would be at my home 12/26/24 to evaluate the problem. He DID NOT SHOW, nor did he call/email that he wasn't able to be here. I let LHG know and another appointment was scheduled for 1/2/25. The technician did show, he said that the BIGEST machine needed a new power panel and hose that fills the tub, he would send a report to LHG, and I would be contacted within 24-48 hours.
I never heard from anyone, I called LHG and spoke with Grace, she indicated that there was no report received from the technician. I called the tech, he said he submitted the report the very day he was here. I have now been WITHOUT a washing machine for 18 days. I had to purchase a new machine because LHG has done NOTHING to help me, but they have taken over $1000.00 in premiums in the last 1 1/2 years. This is the BIGEST SCAM out there.

I strongly advise against purchasing a home warranty from Liberty Home Guard. Despite paying $629.99 for a warranty and an additional $125 for a technician to diagnose an issue, the company failed to provide meaningful support when my furnace broke during the winter, leaving my family without heat. The claim process was unnecessarily difficult and frustrating. Liberty Home Guard denied my request for HVAC replacement, citing a lack of maintenance records—something I, as a recent homeowner, could not obtain from previous owners; therefore, they were penalizing us for something out of our control. This requirement is both impractical and unreasonable, especially given that their contract explicitly allows for reimbursement at their discretion. Instead of honoring the $2,000 coverage limit stated in their agreement, they offered only $200, which falls far short of the replacement costs for a critical home system such as an HVAC.
When I sought to escalate the matter, customer service was unresponsive and rigid, offering no viable resolution. Their refusal to honor the terms of the agreement or refund the cost of the policy demonstrates a lack of integrity and accountability. Liberty Home Guard promotes itself as a customer-focused company with comprehensive coverage, but my experience has been entirely the opposite. Their business practices are misleading, and their lack of support in a time of need has caused undue financial and personal stress. I am currently filing formal complaints with the BBB and the North Carolina Department of Insurance to address this matter further. I would strongly caution anyone considering Liberty Home Guard to look elsewhere for a reliable and trustworthy home warranty provider.

He was not a licensed electrician. He did find the problem and fixed it. That was 2 hours after he arrived two hours late. This past week (8) days ago the dishwasher stopped draining. I requested an appliance repair person. They could not send one until Friday. Today is Tuesday and I have not had any resolution from Liberty Home Guard despite several calls. I was just told that I would have an answer by tomorrow afternoon. This service is deplorable. I paid 120 for the "diagnosis" of the problem. I want to cancel and get a partial refund, but I was told that had to go through approval after I fill out my reasons. The next step is calling the credit card company. Do not use this company.

This is the worst home warranty. I submitted three claims, and each time, they denied every claim with bogus reason. They have been taking my money for months, and all they wanted was to get trip charge fees and monthly payments. They did not fix anything. Each time, they provided false claims to make it out of warranty, and then I had to get another repair guy to fix it. All three times they stated their diagnosis was wrong and it was something else. The last time I reported that my AC unit was not blowing cold air, they said it was bad wiring and denied the claim for preexisting issues. I had someone else come out, and they said it was because the unit was leaking.

Short version: I had Liberty Home Guard for 2 years, and canceled because their technician's response times were days out, approval process is terrible, and wasn't worth the hassle for me. Then they tried to bribe me with $200 bucks to give them a good review. Long version: Had Liberty for 2 years, and almost every time I had an issue around the house that was covered under my policy, I'd file a claim and take the necessary steps to get it fixed. The response time for the technicians to set up an appointment usually took a few days, followed by even more days before they could come to my house. In which time I almost always had the problem fixed before the tech even made it to my house. In my situation, we had sub freezing temperatures outside, and my furnace completely stopped working. Technician says they can't come out for at least 4 days! So 4 days with no heat and 2 young kids at home.
I call Liberty and they explain I can have my own HVAC repair person come out; they just need to call the approval hotline before repairing anything. So I get my own HVAC tech out the same day, he calls to get approval from Liberty, and they tell us it may be up to 2 days before they can approve any repairs! So I pay out of pocket to get heat running again and begin the process of having Liberty reimburse me. On a roughly +$800 bill, they covered a little over $100 bucks of it, that's it! Telling me I should have gone through their approval process to have gotten more of the repair covered. So I decided I'm done with Liberty.
Fast forward 8 months and I get a call from Luis **, Senior Manager at Liberty, talking about a review I had left them, and they'd like to give me some money for my troubles. At first, they wanted to offer me $200 as compensation for my difficult situation. I thought, wow that's nice of them! Well, the $200 dollars also came with a separate agreement they wanted me to sign, with a Non-Disparagement clause pretty much saying I could not leave a bad review, or attempt to persuade people from using their services. AKA a gag order, followed by Luis requiring me to change my review from 1 star to 3 before they would send any "compensation" over. In my opinion, they were trying to buy a good review. So I declined.
Come to find out, the review in question wasn't even my review! Some other guy with the exact same name left a bad review! And even after all this trouble, and after telling Luis I was NOT renewing my policy, they automatically renewed my policy anyways and charged my credit card over $600 bucks without my approval. The last conversation I had with Liberty, they called offering to possibly give me even more "compensation" if I could leave them a good review. Which makes me wonder how many good reviews on here are actually bought and paid for using similar tactics. I for one, will never use this company again, and $200 bucks is not nearly enough money for them to stop me from sharing my story.

I filed a claim to have my heating issue addressed. I recently moved into the house and have a $599 Total Home Guard policy. I didn't choose Liberty Home Guard as my home warranty company, it was provided by the previous owners. I had read horror stories about people's experiences using them, but decided that the issue was such that it made sense to try and put in a claim, which was $125 collected at the time of entering the claim. The contractor that showed up was fine. I was with him in the attic the entire time and know for a fact nothing was replaced. The heater hadn't been turned on for a while so there was just some checking and testing needed.
In the end, the heater did go on and the contractor tested the different zones to make sure everything was working properly. He maybe spent about 45 mins and then left. I get a call the next day from Liberty Home Guard trying to extort me for money because the contractor apparently fixed the issue...she then claims he replaced sensors which is not covered under the policy, and that he also "cleaned" the system which is not covered either. Both complete lies. I pushed back, she then says that it's a recorded line and I'm being recorded, to which my reply was "great, I'm glad we're on a recorded line". She was trying to scare me into saying yes to pay the extra $200 that she was asking for.
After more pushback from me, she tried to reduce the amount I owed, to which I said no, I'm not paying a penny. She continued to push for another 10 minutes and then hung up. I texted the contractor who came to the house asking what exactly was replaced and didn't get any reply even though the message was read. Completely ridiculous and a joke & scam of a company that tries to lie and extort people out of money. How they still get to operate despite the way they handle business is surprising.

I have used quite a few home warranty companies over more than 12-years. Liberty is by far the worst, based on two service requests I made. I am switching back. My water heater died. They took more than 5-days to respond after the initial diagnosis. Then they declined citing some clause. I repeatedly asked for the diagnosis report, but they will not send it. Before that, there was another service request where a part has to be replaced. They said, by their evaluation, it's a new installation and they will not pay for the labor. They basically find some clause not to pay for the repair. Totally useless.

I initiated a claim for my furnace on approximately October 3, 2024. I paid my 85.00 deductible. A technician that Liberty chose came out and diagnosed the problem. We need a new blower motor according to the technician. After quite a few days, Liberty emailed what they would do. They would only pay 600.00 to get a new furnace and we would have to pay 4237.00. The warranty states they will fix or replace with a comparable unit. The one they want to replace ours with is 20000 BTU less than what we have. We do not need it replaced as per the technician, who put it in his report according to Liberty. They then said it was too old and out of manufacture warranty. Will not give corporate number and the customer service supervisors keep hanging up on us.
I have been working with a senior director. He never answers his phone and I have to go through different people to get him to respond. It’s been a joke. First said he will fix it, then he can’t. Then we were sent the motor and we had to pay to get it installed at 600.00 (isn’t that what warranty is for?) The senior director said he would get us a fair compensation. He called back and said he couldn’t do it because we are month to month contract. And again they attempted to take money out of my account for the month of November. He told us we couldn’t cancel our contract until the claim was closed (we are month to month). He said he could give us 100.00. But I had to close this case with the BBB as being satisfied.
This company does not honor anything. They also wanted to put a furnace in our home that was not rated for the size of our home and was less than what we have, and charge us another 4237.00. This company has no integrity and I am having a hard time with them saying they are ranked #1. As of now I am looking at legal action regarding fraud, breach of contract, etc..

I was told I was charged an installation when they asked the technician to waive it. I paid call fee $85 for tech to come. Their fee was $75 and they only charged $125 for labor which was supposed to covered by warranty limit up to $500 for each item per year. Parts $70 which is also covered. They ran my card for $165 and said they paid $110. The numbers don’t add up. There is no verbiage in the contract that says they won’t cover the fee for labor and parts in full but that’s what I was told when I placed the complaint. The whole fee was $270 and they cover $500. Why am I paying anything out of pocket if installation was not charged??? Installation is non covered by the plan.

I’m writing this review to update my last review. I’m giving it 4⭐️ only because it wasn't done right the first time. But I received 5⭐️ service this time. After posting my review in November, I received a call from Alex. I went in further detail about my problems. He listened. He apologized for the experiences I had. And, He promised to make it right. HE DID!
He immediately had the fulfillment department send me a list of microwaves to choose from. In their message they let me know that if I didn’t like either of those 2, I could select my own and send them the model #. I didn’t like their options, so I did select one that was comparable to the one I had. Which was still practically brand new. Alex called me a minimum of 3x to check to make sure everything was going well. It took a minute because I sent my selection to the wrong email but we got that corrected. Our new oven arrived on Friday. Alex called on Saturday to confirm that everything was satisfactory and working properly. He finished by letting me know that if I ever have a problem in the future, I can call him directly.

I’ve hesitated to write a review because it won’t be good. Today was a breaking point for me. I’ve been with Liberty for 3 years of a 5 year policy. In that time I’ve filled 5 claims. Not 1 of my claims have been handled without me having to call and argue with them about getting the work done. None have ever been done in a timely manner. And most have cost me additional money.
Two of the technicians left and went to another warranty company and encouraged me to do the same. Unfortunately, I can’t do that without losing more money. I don’t understand their #1 rating because I have never received #1 rating service. I’m happy for the people that have had 5 star service with them. Maybe I’ll experience that before my 2 years are up. I would personally not recommend them.

They claim to be different than other warranty companies, but they are the same or worse. They also claim you can use your own technician and they will reimburse you - FALSE. I used my own technician to repair an oven and they only reimbursed 60% of it because they claim I was "over-charged" when it turned out there was a secondary issue in addition to the primary. As usual, they are looking for every reason not to pay a claim. Don't waste your money on these clowns.

I am writing to express my extreme dissatisfaction with Liberty Home Guard services. My experience over the past year has revealed a pattern of poor service, deceptive practices, and what appears to be intentional delays in claim processing. Specific issues include:
Water Heater Claim: Charged service call fee but provided minimal coverage. Approved only $200 of the total replacement cost. Made five separate attempts to receive the approved reimbursement. Still have not received the promised reimbursement despite multiple follow-ups. Unreasonable delays in processing appear deliberate.
Stove Replacement Claim: Charged another service call fee. Denied meaningful coverage for replacement. Left with substantial out-of-pocket expenses. Service call fee appeared to be collected without intention of providing actual coverage.
The pattern of charging service call fees while providing minimal to no actual coverage demonstrates questionable business practices. The constant need to follow up on approved reimbursements, combined with the failure to provide meaningful coverage, suggests a business model designed to collect fees while avoiding contractual obligations.

They reached out after my initial dissatisfaction and we came to an amicable settlement.
Original Review: Oct. 23, 2024
I have a policy with them and they are absolutely worthless. If I could give a negative rating, I would have given them that. If you are a home owner, never use their services. I had an issue with my over the range microwave. They first charged me $125 (on top of the $700 for the policy) to start the claim. Then that $125 got me a phone call from a customer care agent that gave me 2 options w/o telling me the limitations of each option. I repeatedly checked with them on the amount that will be reimbursed and they were not transparent about it. After I spent like another $700 to get a new unit and get it installed they said they will reimburse me barely $250.
Long story short, not having the policy would have been cheaper and lesser headache. Their service is pathetic, they do not even send a rep to evaluate if the unit has minor problem or a major issue and they will charge you $125 just to initiate a "fancy" but totally "useless" phone call from a customer care center. I have now looked at Reddit and seen so many more complaints like mine. So do not make the same mistake as me and waste your time, energy, and money on these scammers. On top of that, when I tried to cancel the policy, their accounts dept had the gall to lie to my face and I will get zero refunds. When I pressed and challenged them, they admitted that they owed me a refund and tried to say that they were just guiding me for my own benefit by lying to my face. Unethical and they know that they will have zero returning customers. Business model and cancellation policy should be a giant red flag from the get go.

I’ve had Liberty Home Guard since 2023. I would not recommend them. First my dryer went and they sent me 2 technicians, the first one fixed it for the most part. They sent in another technician because it still wasn’t drying properly, who was useless and LHG offered me a 200 check towards a new dryer as they said it was too old and that’s what it is worth. My dryer was bought in 2012. Gas operated.
Now my water heater is broken and if you have a water heater when they go all the water gushes out. According to LHG they don’t cover leaks, but that’s how water heaters work. So again a service technician came, wrote up a report and again LHG offered me 200.00. And on each service request, they charge a 70.00 fee. So really I only get 130.00 towards a new water heater, and it took almost a week to get this far. No money or help yet. Now I have to start over again and get a plumber to install a new water heater.

Updated on 11/21/2024: When I gave a 1 Star review on Consumer Affairs website, they reached out to me and after multiple escalations/conversations, they said they would return my premium $620 + $125 I paid for technician visit, provided I delete the review or change the review to 3 stars. When I did not agree to change Consumer Affairs review to 3 stars, they cancelled my subscription. I can take the loss but I don't want any new customers to suffer. I highly recommend any new customers to use other companies. PLEASE AVOID LIBERTY HOME GUARD insurance AT ALL COSTS.
Original Review: Customers beware! I have Total Home Guard plan and when I opened my 1st claim for AC repair, they gave me two options. Option1: The total repair reimbursement limit is $250 only, what the point of having insurance when the limit is so low, I had to pay $125 for technician visit. Option 2: If I go for replacement offer, I have a slim line AC unit (due to space limitation) and they did not want to replace with slim line and if I get it replaced on my own they limit the reimbursement to $250 only. If they replace with regular unit (which is impossible to fit), their reimbursement limit is $1400 only out of $9000 total cost. If the reimbursement limits are so low, there is no reason to carry this insurance in the first place. I strongly recomment to look into other companies for your insurance needs.
Reviewed Oct. 14, 2024
Customer service is relatively responsive with typical hold times and willingness to answer questions and proceed with a claim. However, my experience was that LHG was willing to pay only $250, max, for my claim, while charging a $200 claim fee. Meaning, after paying for insurance/ warranty coverage for a year at almost an $800 premium, I'm capped at a $50 benefit per claim. In fact, LHG wants to use their own repair tech, which means that, per engagement, they actually make an income on top of their annual premium! (Compare this to the benefit from auto insurance, where my premiums are similar, and the amount of benefit and protection the customer receives, because it's a regulated company with laws regarding fraud, coverage, etc. actually provides a net protection for adverse events, such as an accident. What a disparity! Truly this industry of home warrantees needs some oversight and regulation).
The net effect is that LHG is charging a huge premium for no actual net benefit to the customer. This is unethical and an immoral business model. Society loses when businesses like this are allowed to thrive. Remuneration should always be based upon products or services that are real, not based on pretense, illusion, or the mere veneer of benefit.

What is wrong with these people? They took a $55 charge from me when I was currently on 3-months free that they gave me for all the mistakes they made but then charged me anyway. I have been waiting for almost three months now to get my freezer fixed. Wrong parts showed up and they keep changing repair vendors. Also, most of the companies they use can't speak very good English so it's real difficult setting up appointments.
They also send stupid emails about the same thing over and over again with no results. Even their own contractors complain about them and told me they you don’t respond to them or pay their bills half the time! LHG claims to be number one, but so do all the other home warranty companies. Forbes and others seem to give good ratings to anybody lining their pocketbooks. For example, LHG only pays up to $500 on electronics which includes a TV. I paid $3500 for mine and that is all they will give me if it needs to be replaced. AHS pays up to $5,000 and that alone was enough for me to switch to them. These companies that give good ratings don't do enough in-depth research.

I signed up with Liberty Home Guard 4 months ago. After 90 days I had my ice machine go bad ($4000 unit). They set up 3 appointments and each one, nobody showed up. Finally when the 1st tech showed up he ordered parts that turned out to be wrong. Liberty home guard charged me for the parts even after the service fee I paid. The tech then ordered wrong parts again on the second visit. Liberty home guard charged me for the parts. 3rd tech comes out and says all the parts are wrong and I need a new compressor that he will order. Liberty Home guard denied the parts and said they would give me $150 towards the replacement cost of the unit. Really? They said it would have been $350 but they had to charge me for the wrong parts.
Then after 2 months of this my salt cell in my pool went bad and it was $1200. They said they would only cover $150. I knew it was the same runaround so I had them fix the salt cell with their tech that I paid $85 for the service fee after I paid them $1000 to fix the cell. After I got it fixed I decided to cancel my plan due to it was cheaper to save my own money and pay for the items out of my own pocket. Since I cancelled my plan being under a year (I paid a year upfront) they said It was pro rated and I had to forfeit all the money they spent on repairs and parts out of my annual fee. So basically I paid them $1200 to cover $300 allowed to me and they kept all my money. This is outright pure Theft and nobody should use them and they should be prosecuted! Below is the exact email they sent me.

Horrible!! Horrible!! They won't pay you ever and will threaten you if you write bad reviews. Stay away!!! I had extreme bad experience. Read reviews in BBB before you decide to go with them. I made a big mistake purchasing a home warranty from them. When I encountered an issue with my dishwasher, their replacement offer was so unreasonable that I decided to cancel my policy, realizing they had no intention of providing adequate coverage.
The true nature of LHG became apparent when they asked me to sign an agreement, in exchange for the refund they are legally obligated to provide, stating that I would not share my reviews or experiences with LHG and would retract any existing reviews. This is a direct violation of the FTC’s rule § 465.7 on Review Suppression. Despite my email reminder to LHG that this violates FTC rules and that the Arizona Department of Insurance requires them to refund me a prorated premium, they continued to insist I remove my reviews. The fact that company uses threats and intimidation to remove genuine reviews shows their character and nature.

**Review of Liberty Home Guard Home Warranty**. I am extremely frustrated with Liberty Home Guard's service. After providing all the required information for my claim, I’ve experienced an unacceptable delay in receiving a response from their management team. A home warranty is supposed to offer protection for essential systems like air conditioning and heating, so I expected prompt communication, especially from a company that positions itself as reputable. Instead, my experience has been marked by unresponsiveness and misleading practices regarding their service reliability. I hope to receive an update on my claim soon, but based on this experience, I cannot recommend Liberty Home Guard to others. Disappointing and frustrating—definitely not the support I anticipated!

LHG tried to pay me peanuts to not make a repair saying the equipment was too old and its value is zero according to their internal secret pricing guide. My issue is that the technician they sent out said the equipment was functioning perfectly, so I didn’t see why we were talking about the value of the equipment and not servicing what the technician said it needed to function as expected. It’s been over a month and a half and they still haven’t made the repair.
If their response is to their customers that the equipment is too old whenever something needs to be fixed that’s a scam to me. If the equipment was new, it wouldn’t need repairs. They also tried to say the repair. The technician stated it needed wasn’t covered based on the policy and they gave me the location in the policy, but when I read the policy, there was absolutely nothing in the policy regarding regarding their statement.

Original Review: Sept. 17, 2024
This warranty company charges a higher monthly premium and offers a lot less coverage. I needed some plumbing repaired in my master bath and they sent a tech that quoted approximately 1250.00 due to the complexity of the job. Liberty would only cover up to 500 on any plumbing issue. That is not enough when other companies offer much better coverage for less. Then, when I canceled, they kept my premium. This company is a bunch of crooks. Do not invest your hard earned money with them.

2/2024 – Agreed with LHG to have them install the Carrier equipment and we paid $9845.72 to LHG through PayPal. 3/8/24 – Two gentlemen from Habile Repair came to our house with the equipment. They unpacked the equipment and started the process at 1 PM. About two hours into the job, one of the technicians fell through the ceiling and created a large hole in a perfectly fine ceiling in the living room. They finally finished installing the equipment around 8 PM and said that they were finished. We tried to use the heater on a very cold night (low of 45 degrees) and it would not come on. They left without testing the heater and come to find out it’s because it was not installed properly nor was the exhaust hooked up.
After numerous communications with the installing company concerning testing the heater and repairing the ceiling, we were told that they were closed on the weekends but that they would contact us on Monday. 3/10/24 - On Sunday morning we were contacted by the woman who was coordinating the technician's appointments and she let us know that he could test the heater. Unbeknownst to us, he also came with two day-laborers to repair the ceiling. Concerning the heater, he went upstairs and cobbled together some conduit and tape as an inadequate exhaust set up for the gas heater. The hose is well undersized compared to the outlet from the heater, causing a safety hazard, and that’s in his own word – we have this on video. He says that he was told to just get it done.
Later we discovered that plastic conduit is acceptable for 90% efficient, which is what they replaced, but it is a hazard for an 80% efficient unit. In addition, the two men doing the drywall repair were day laborers that the technician picked to do the repair. They argued all day long over the cost of the repair and they left the repair wet and as we see it in the daylight, the repair looks awful. 3/11/24 – We had a retired fireman and another HVAC technician tell us to absolutely not turn on the heater because it was a fire and carbon monoxide hazard. We started communicating this to LHG and the same time Habile Repair was contacting them to get paid for the installation. LHG informed us that we needed to get a second opinion from a certified HVAC technician.
3/12/24 - At this point, all we knew was that the exhaust for the furnace was unsafe. We made many phone calls to LHG, always getting someone different. LHG continued to say that we would have to have Habile back out to fix the installation, which was not acceptable due to the lack of concern for our family’s safety. We had many discussions about the ceiling as well, which was flawless before the installation. At this point, we also reached out to PayPal to dispute this incomplete job, so that we could try to apply some pressure on LHG not to pay the installer until everything was handled properly. 3/13/24 – LHG sent us the Certificate of Insurance for Habile Repair and stated that we would have to contact them concerning the ceiling. This was an entirely different and difficult process that brought us to have a legal review. 3/14/24 – New technician from 72 Degrees was assigned to review the installation.
3/15/24 – Kevin ** from 72 Degrees inspected the unit and noticed right away the safety hazard of the exhaust being plastic conduit plus poorly taped. He also noted the terrible repair to the ceiling. In addition, he noticed no insulation on the pipe that would cause condensation leaks as well as the drain pan needed to be replaced. He was shocked at what he saw and stated that this installer should lose his license. He noted what he needed and stated that he would get the parts and schedule an appointment to come back out.
3/21/24 – 72 Degrees (Kevin) came back out and fixed the exhaust piping. He did that, then tested the heating unit. After testing the heating unit, carbon monoxide started to fill the attic and the home. 24 hours later, I still felt disoriented and had a blaring headache. Ken went back up in the attic and inspected the unit and saw that the first technician did not install the conversion kit for propane, which is the gas source for the house, he left it set up for natural gas. Once again, we got on the phone with Liberty Home Guard to explain that we needed them to hold the first technician liable for the repair to our ceiling and that they needed to send out the second technician to reinstall the unit so my family doesn't DIE! It is then they informed us that they had not paid anything to the first installer. 3/22/24 – 72 Degrees reached out to us for the model number on the unit so that they had the correct conversion kit.
3/28/24 – We were informed that everything was on hold until the PayPal dispute was active. 4/1/24 – We reached out to Habile Repair’s insurance provider – Biberk and explained our issue with the ceiling damage and terrible repair. 4/2/24 – We received a call from Nathan in LHG’s, who identified himself as being with the Liberty Home Guard (LHG) compliance team. He proceeded to inform us that to reopen the claim that he would have to credit the current claim and that he would “accept” the PayPal dispute to settle in our favor. However, his double talk really meant, he was going to debit us outside of the PayPal system requiring us to pay an additional $9,845.72 for him to settle the PayPal dispute.
During this conversation, he tried to lead us to believe that this would be in our benefit, and this was also the only way to settle and reopen the claim to finish the job. We stated, “All we need is a written statement from LHG that they would have their latest technician from 72 Degrees Air Conditioning Heating and Refrigeration, Inc. “72 Degrees” to install the conversion kit to propane and replace the drip pan and we would release the dispute with PayPal.” Due to the misleading nature of this call, we asked for exactly what they want and why, in writing, which we have been asking them all along for various commitments and never seem to receive. Nathan stated that it may take a couple of days to run past their legal team before we receive this in writing. This was just another “bogus” attempt from them.
As we have stated prior, Liz from “LHG” has stated that they have not paid nor will they pay the first technician. So, as we understand it this is what “LHG”’s current cash outlay looks like from the amount of $9,845.72… 4/9/24 – Paid for an assessment from an independent HVAC technician to understand what needed to be done to complete this installation. 4/20/24 – Biberk sent out an independent inspector to assess the damage and the cost of the damagedceiling. Before this we also sent an independent repair estimate of $630. 4/26/24 – Notified LHG that the PayPal dispute was over so that we could proceed with the necessary repairs to have a functioning HVAC unit. LHG notified 72 Degrees to finish the repair.
5/3/24 – Kevin from 72 Degrees came out and installed the conversion kit from natural gas to propane and could not test the unit because the motherboard was faulty. This was called into LHG for replacement and is currently in process. As of this writing, we still have not had a functioning HVAC unit. 5/15/24 – Kevin from 72 Degrees came out and installed the replacement motherboard, which we paid $106 shipping, and found that this one did not work either. 5/16/24 – Kevin from 72 degrees returned again with another motherboard, replaced it and this one worked. He then was able to test the propane conversion kit for the first time and it was working without carbon monoxide leaks. Due to all of these issues, Kevin then informed LHG that this unit needs a complete reinstallation due to the uncertainty of how the units were installed.
5/21/2024 – Called LHG to find out the resolution since 72 Degrees informed that LHG was trying to reach me. As a side note, LHG has my phone number incorrect their system, I even corrected it in the portal and tell them every time I call and it is still incorrect. LHG informed me that the technician and HVAC company that they assigned, are not their responsibility and that we have to work with them on any issues. Outside of the peril that Habile Repair placed my family in, they do not answer calls and nor can you find any contact information for them on the internet. It would appear that they have gone out of business.
LHG has done everything to restrict how we have the repair done but bears no responsibility. They are now also stating that they paid Habile repair when previously said they had not or would not pay them or work with them in the future. We have asked for an email showing where they paid Habile, with no response yet. 6/2024 – Numerous Facebook chat messages, initiated by us, with automated or other responses, but no action.
6/10/2024 – Heard from Ryan ** with LHG, he stated that our case was again escalated and that we would hear back from him in 1 -2 business days. Never heard from him again either. On numerous occasions, we had received calls from their department that verifies completion of work, and we stated on every occasion that the work was not complete. In addition to calling LHG on many occasions, I also used their Facebook Messenger contact since calling them always resulted getting a different person.
7/17/2024- Spoke to Tiffany ** at Liberty Home Guard and explained that the negligence had gone on for far too long. That LHG misled us into believing that our $10k was being used towards a certified technician and that simply wasn't the case. I stated how baffling it was to handle a situation like this, especially when we could have lost our lives due to the technician's negligence. I expressed my confusion in why LHG hasn't stepped up to ensure we were satisfied after this hazardous situation, that most companies would jump through hoops to take care of a customer after something like this. Tiffany explained that she couldn't communicate with us about an update to a resolution because LHG was dealing with legal issues. She claimed that the legal issues were pertaining to us contacting an "attorney general." This was not the case, and we stated that several times. The training in your company needs to be vastly improved.
7/29/24- Due to the misinstall done by the technician provided by LHG, the drain pan began to leak and water started to seep through the poor patch job that they did back in March. We reached out to express the urgency in this issue being resolved but still, we were unable to get someone who could provide us any information on how or when that would happen. 8/9/24- Liberty Home Guard sent a message through BBB saying, "We have completed our internal investigation. Could you graciously email ** to schedule an appointment to speak with a Senior director? Please provide the best dates and times that work for you next week, and we will make sure to contact you then to resolve this matter." I responded to the email and received nothing.
8/13/24- I gave it several days, to see if I would get a response, but ultimately contacted Logan ** at the Better Business Bureau to let him know we were unable to get a response. He was concerned about the lack of communication from Liberty Home Guard, so he then sent an email to LHG asking for an update on our behalf. 8/16/24- Spoke to Tiffany **, with Logan ** on the call. She continued to tell us that she didn't have an update because LHG's legal team had told her it was in their hands now. We asked her who we could talk to that could give us some information. She told us that Freddy from LHG would call us a couple hours later.
A couple hours later, Freddy contacted us. He made it clear that Liberty Home Guard was in agreement with us on the fact that the job done by the technician was hazardous and incorrect, and that they were trying to get the payment back from them. Which still remains confusing to us, given the fact that we were told a couple times that the technician wouldn't be paid. He said that they had to wait on the outcome of the dispute between LHG and Stanley with Habile Repairs before they could come to us with a resolution. So, in the meantime, we sit here and have this faulty unit and continue to be affected by the damages caused by it, until the money is back in their hands?

Instead of listening to the first tech they sent another one. They said it needs a new part, by now we are weeks into this situation with no washer and dryer. The second guy orders the part to come to try and "fix" it again and they said it can't be fixed. They have to order a different part. They tried to blame it on us that we used it since last time they were here which we didn't and that's why it needs another new part. We are now 4x that a tech has come to try to fix this washer and dryer and it still is not fixed they said they have to order another part instead of just telling the company we need a new washer and dryer.
We are now one month without a washer & dryer thanks to this company. They destroyed my floors with water that leaked from the washer and dryer and no resolution till now. Not only are they torturing us we have to pay $375 to fix the washer and dryer on top of everything else. This company is a huge scam and they lie and put provisions in the policy before you sign it that you are responsible financially for certain things that break either the labor or the parts and after you sign it and pay them their money for the year they tell you that you need to pay more.
I never heard of an insurance company that does this to homeowners. I filed a claim on 6/20/24 for an air conditioning unit that had quit working which was covered by the plan. I was advised they had no technicians available but if I got my own they would reimburse me after the technician sent in a diagnosis. He came immediately and said the blower motor went out and I submitted his diagnosis.
After a few days I was advised it had to be a more detailed diagnosis. After a detailed explanation of the process he went through to diagnose the problem was sent I was advised on June 24 they could not authorize the repair because the diagnosis had to be submitted on company letterhead with the company logo, etc. No mention of this was made previously. On 7/3 they informed me what I sent was still not sufficient. They now needed a picture of the data tag on the unit. That was not mentioned previously either. I was then advised it should be approved in 1-2 business days. Repairs were approved but on July 12 they informed me that in order to reimburse me they needed a copy of the invoice saying it was paid in full. Then then informed me they needed a picture of the unit.
After repeatedly asking if that was all they needed I was told yes. But then when I called to check on the status the next day I was told they needed a picture of the cancelled check. And to top it all off they tell me I would only be reimbursed for the part not the labor. I was not informed of this when I signed up and no other company has ever done this. I had to go without air conditioning in record breaking Texas heat from June 20 to July 12 when the technician could have fixed it the day the motor went out.

RIP OFF - DO NOT USE! They charged me $60 Per month, which I paid per the agreement, then I submitted two claims with a cost of $75 each and they did not resolve either. With the first one they sent a tech from two hours away and then when he advised what needed to be done they told me I needed to pay the labor, which was $200, which was high because he was driving from two hours away and that was not my choice. Moreover, the broken part cost $12 on Amazon. The second claim I never got a response so I emailed after a few weeks and they finally sent me an email and they kept sending emails that’s stated I hadn’t responded when in fact I had.
I resent the emails I told them I sent when the customer service representative said that he “checked with a supervisor” and they did not receive them and these had date and time stamps and was told they just received the emails so I would have to pay the $75 fee again… What?!? I could have bought a new dishwasher and ceiling fan on my own at this point. On top of that the call center employees are rude and laugh when you get frustrated, likely because they know they are committing fraud… Steer clear. I had American Home Shield prior and highly recommend them.

Under Limits of Liability section of the contract (Section H.10 in my contract), it reads ‘LHG will cover up to the Covered Item’s Book Value’. But here's the catch: **they get to decide what the "book value" is, and they do so completely arbitrarily.**
In our case, they valued our air conditioner at **zero**, which meant they essentially refused to pay only around 20% of replacement costs. Updated on 08/17/2024: LHG sent the wrong size garbage disposal that needed to have new plumbing put in which this tech does not do. 2 weeks have gone by and service is incomplete the contract states under normal conditions it will be done in 48 hours. Looks like I'll be waiting another few weeks for my claims to be resolved.
Original: BUYER BEWARE. This company will lead you on, lie to you, and give you the worst customer service experience. Filed 2 claims with LHG, they called me same day explaining I missed a call with them and the technician to schedule the appointment, there was no missed call. I called the number on my account for the technician, they had no record of my claims, they wanted me to pay them, then they wanted me to go to their third party who aslo had no record of my claims. I called back and spent 3 hours on the phone trying to get this resolved, I was transferred and hung up on multiple times. I finally reached someone and tried to cancel my service.
A few days later an account manager reached out to me, and refunded 1 of my claims. I kept the service to get my claims resolved. On 8/5/2024 I had technician scheduled to come out 8/12/24, the technician did not call to schedule this, but on 8/12 they called to schedule for 8/16 with no record of any scheduled work that day. I agreed to the 8/16 and decided to deal with LHG since I wil be waiting another 5 days for service (contract states 48 hours). I've spoken to the technician and he stated he never scheduled the service (the text messages and emails confirming my appointment came directly from LHG). I spoke to the account manager, who told me it was a glitch, and the technician scheduled it, she advised because I wrote a BBB complaint based on the poor CS, she can no longer help on my account and someone would reach out.
On 8/14 someone reached out, they reached out just to tell me I have an appointment. I asked for a manager so this can be resolved (multiple hours wasted on the phone trying to handle this, missed appointments, being lied to from other agents and just all around very poor customer service). The representative told me he will put in a request, I waited 15 mins and he told me that a manager will be in contact as soon as they are finished with what they are doing. 2 hours later I get a callback and it's a "manager" who can't do anything except escalate my case. I have wasted hours on the phone and $1300 on this service just to be strung along with no help whatsoever.

I am already out $375.00 that I paid LIBERTY HOME GUARD and they only want to give me $175.00. This is NOT ACCEPTABLE. Again a week before the Technician comes, he files the report for replacement fan, LHG tells him to wait, they may elect to replace instead. They tell me we should replace it and it would be greatly discounted. We agreed only to have to wait two more weeks. This is now a month long endeavor. LHG contacted me and said they would pay an extra 300 on the ac and 500 on the dryer, but only if I signed a statement saying I would never file a claim with them again and I would have to take down my bad review. That's their game, crappie service and counting on people that need anything they can get thus driving the bad reviews down. I on the other hand am fortunate enough to not let them get away with it. Do not do business with Liberty Home Guard. I signed up for service with this company and four months later when I had a claim, they said they never took any payments. This was after I had gotten acceptance letter emails. It took about three weeks to get this resolved. I had to pay for four months of backpay. After getting that resolved, they started the claim on my AC unit. They would not honor my unit's claim because it was 20 years old. That was understandable. This is where the big problem came up. I paid the deductible and had to pay nearly $6,000 for a new unit and installation. The unit went out in less than three weeks. It took a week for them to call me to set up an appointment. I was given a hard time about speaking with management. The unit went out three more times between 06/24 and 07/22. They changed the company that did the installation and sent another company.
Liberty told me I needed more parts for the new unit they installed and I would have to pay for installation. I was furious. How and why should I have to repay anything more for a bad unit that was installed through their company?! They said they did not cover installation of the new part that went bad, but the first installation wasn't ever done properly or the part was bad in the unit they had already installed. I never had these problems in the unit I had for 20 years. I thought I was getting a bargain with Liberty because the deductible and monthly payment was cheaper. When I compared the coverages with American Home Shield, Liberty does not compare. They didn't even honor what was covered in the contract.

Without a doubt, the WORST home warranty business I have ever had. Technicians they use have been irresponsible (no shows) or utterly incompetent. On AC call. Actually wrongly wired fan which then started burning. Actually, not my words but those of a reputable hvac business who I ended up calling. Don't be fooled by some of the verbiage in contract, i.e. will reimburse up to 1800 for AC replacement. Their response?... "We did not state 1800... We said up to." Actual reimbursement? 350. Their "resolution" dept actually offered an additional 300, but guess what, never put in notes, never emailed me.... Guess what....350 it is on a $8K new system. Speaking of customer service....it would be nice if they were fluent in the English language...but that is way too much to hope for. My words.... my experience... Scam is too nice a word to use.

My experience has been very long wait times (it's been 3 weeks since my air conditioner broke in very hot weather and there has still been no resolution from them), inexperienced technicians, low coverage limits, and many 'gotchas' in their exclusions so they can deny your claim. And these are all while their plans are relatively expensive.

This company is a profit generator for its shareholders and itself. I purchased a 3-year plan with all plan options, and lowered "deductible". Their deductible is charged regardless of outcome, and even if they decide to deny your claim. I filed a claim for a covered item, a built-in Microwave. At first the claim was denied, then they immediately changed track and offered to replace the microwave, but I would be forced to pay for the installation, but then offered less than 40% of the value of the microwave I had purchased less than 1 year prior, and less than 60% of the current sale price value of that microwave, as can be seen on Amazon / Home Depot / Lowe's.
I asked for clarification, and they stood their ground, stating that they would cover that amount for the replacement cost of the microwave, plus $100 for the installation cost, and that they would send a technician who would then charge me $200+ more for the installation of that new microwave oven. I requested a refund, and they opted to inform me that they would charge me essentially $250 for the privilege of having a useless home warranty for 3 months, and proceeded to call me incessantly for the next 4 days to get me to "accept" their resolution.
I sent an email demanding that they STOP calling me, and stated that I refer that they contact me only by email, and applied a caveat; implied acceptance of contract for $400 per minute for phone calls, with a minimum charge of 30 minutes, and acceptance of the contract only required that they call me. They couldn't help themselves. They called to discuss the "importance of being able to speak with me" and to discuss my acceptance of their proposed resolution, which I then informed them was contractual acceptance of $12K for those 2 phone calls.
Since then, I have gotten relief from the phone calls, but have yet to be able to collect the refund for the contract as owed, even though they told me they would refund me 100% of the money paid to them, but tried to attach some non-disparity / nda / hold harmless crap to, in the form of a contract I was asked to sign before I could be paid money that THEY AGREED THEY OWED ME.

On April 30, 2024, I filed a claim to replace my air conditioner. Liberty Home Guard mishandled my claim from the start. They initially refused to accept photos of my HVAC system and neglected to send an inspector despite my requests. I had to hire an HVAC company myself to verify the information I had already provided weeks prior.
When I discovered issues with my AC during a spring tune-up by Harris Air, I submitted a claim with a report from Harris Air detailing the problems. Liberty Home Guard requested an estimate from Harris Air, which I provided. However, they dismissed the estimate and insisted I find my own installer. Despite obtaining five additional quotes, each company refused to install a system they hadn't sourced themselves due to warranty and liability concerns.
Throughout the process, Liberty Home Guard failed to provide essential information such as warranty details and installation specifics. Their communication regarding costs was unclear, and they repeatedly avoided my questions during numerous calls. Their cost breakdown omitted installation costs, which they refused to disclose separately.
My attempts to resolve these issues with Liberty Home Guard were futile. I repeatedly asked for a full quote including installation and warranty information, but they consistently refused to provide these details or disclose the identity of their preferred installation company. This lack of transparency made it impossible to proceed with them.
Ultimately, I had no choice but to hire one of the companies that provided a quote, and I had a new AC system installed. Despite my persistent requests to speak with a manager, every representative (Daniel **, Allison, Kory **, Emily ** and many many more!) claimed to be the highest authority, refusing to connect me with anyone higher in the company hierarchy.
Upon reviewing their contract, I discovered false information regarding where complaints should be filed, which Liberty Home Guard deliberately misrepresented and outright LIED about. Despite contacting the company numerous times, they refused to address my concerns or provide a satisfactory resolution. Emily **, who identified herself as the highest-ranking contact, failed to rectify the ongoing issues or provide the necessary information.
Given these circumstances, I believe Liberty Home Guard has breached our contract with their deceptive practices. I requested a refund of the $1575 I paid for the policy, which they also refused. Emily ** has since ignored my attempts to contact her, and subsequent calls to Liberty Home Guard have been met with dismissive responses, including being hung up on. In light of these experiences and the false information in the contract, I consider the contract null and void and demand a full refund.

I Have had about every warranty company out there. I keep them on my rental properties and my personal home. The biggest problem I have with Liberty is their contractors. They do not vet them. You have no idea who who coming into your house. I had one still $1,000 from me. Told me he could not do the work unless I gave him $1,080 for freon. It turns out Liberty contractors are not supposed to ask money from customers. How are we supposed to know that, most other warranty companies do. They need to train their contractors. After he got the $1,000 from me he did not fix the air conditioner. He claimed he put 12 lb of freon in it. I had another AC guy go over there and look, he said no freon was there, no one had put it in there. I ended up paying another company $5,000 for a new AC unit. Liberty reimbursed me $400. I'm out 5,000 plus $1,000 that was stolen from their contractor.
Liberty would not honor anything that their contractors do. If you're want a warranty for very small items like switches, ceiling fans, things like that you'll get a decent handyman. Other than that they are not paying for anything else, You're paying it yourself. By no means ever trust their contractors. Liberty will not help you with them. I honestly do not believe they've vet them. If someone wants to be a contractor they sign them up. This I know, I had several contractors that have come to my properties that didn't not know the process. Looking on YouTube to figure out how to fix something. It is a joke.

We had a storm blow out our AC units and internet on Saturday evening - The temperatures in the area are currently at 95+. On Monday, we contact Liberty to file a claim, once we get the internet back up and find that the AC units have the issue. The company assigns someone to come and fix the unit. He comes on Tuesday, late, without the parts he *thinks* he needs and rushing because "he's late to get his daughter to dance class." Issues with AC are unresolved.
I initiate a text chat with Liberty to ask if we can select the group to come do the review and confirm that this is allowed. The claim is switched to a reimbursement claim. I am told, via chat, that the maintenance guy can come and we can phone in the issues on the spot for immediate approval. The new guy comes on Wednesday, is able to identify two of three issues. Liberty is called and provided the information by my husband, who is dissatisfied with the lack of professionalism on the call.
I receive a phone call, while driving, telling me that we must submit documentation of maintenance on our units right away. I am told that by doing so, we will "get more money back than if we do not submit the paperwork", after I ask why the paperwork is needed. I share that I am currently hours from home and cannot pullover at the moment to do this. The woman tries to give me the email address on the phone, and I share that she needs to send it to me via email. I point out that per the directions we were provided, we should have been able to receive immediate approval and that they are waiting at the house to complete the maintenance. The caller is surprised to hear that a) my husband is still on hold with the company and b) the repair guy is there with him. Again, issues of professionalism. The service is not resolved.
On Thursday morning at 8:30 am, I request all paperwork from our maintenance company (we pay a monthly service fee) and email it to Liberty, per the directions given to both me and my husband, on the phone and via email. The maintenance guy returns Thursday afternoon to finish the work. He finds another issue with the unit, now that the first two parts are replaced (this issue could not be identified until the motherboard was replaced).
I again initiate a chat online with Liberty to ask if they have the paperwork and what we need to do regarding the change in claim. I am asked to call so that the issue can be expedited. When I call, she asks why I am calling and that they need at least another hour before they get to the paperwork. I am asked why I emailed the paperwork. I share that a) I was told to call to expedite the claim via chat, b) I was also told to email the paperwork by the company, and c) that the maintenance guy is back to try and finish the job. She wants to know why he is back if the claim was done yesterday. I explain that we were still waiting on them to approve the claim. The woman tells that the paperwork is now on my account and we will have an updated resolution tomorrow. So, still no answers/solutions today.
I paid for a five year warranty. I've had minimal claims, and I have done everything asked. There has been a pattern of sloppiness - for example, in another claim, they had someone cut open the ceiling to find a leak, and then never had it closed back up - I had to do it. This last event was the final straw. Totally disgusted by the lack of professionalism in the phone calls we have had with this company, as if we are an inconvenience to them. I can assure you that we will not use them again when our warranty expires.

I have paid on a policy for 3 years with Liberty Home Guard. I filed a claim for my AC going out. The AC company who I have had set up on a monthly plan to service my ac and keep the filters changed to make sure I was doing all I could. I paid small claims out of my pocket. The company said they couldn't get parts for my ac anymore. They said I could spend $700 to put freon in but they had serviced it 3 months ago and everything was fine. So I had to get another ac which I paid for out of pocket and filed my claim. It was near 100 outside so I was not going to let my family burn up.
Liberty charged me $150 to file a claim, then called me to say they were going to pay $300 because I didn't let them look at it. But if you can't get parts I don't see why that would be a problem. They put me on hold to tell me they would give me $400. So I paid 3 years of home warranty and a $150 claim fee for them to pay $400. Worst company ever! Stay away from this comp.

We’ve had several home warranties over the years but I’ve had the absolute worst experience with Liberty Home Guard. They sent a fraudulent company to my house to fix two refrigerators. The technicians did not know what they were doing and ordered parts that were never installed. I’ve call and emailed Liberty probably 30 times and they never get back to you. I’ve been told a supervisor will call me and they never do. I cancelled our warranty and now they are trying to charge me for claims that were not fixed and won’t refund our payments.
This company is completely fraudulent and their reviews are fake. They also don’t pay for install which is highly unusual. I’ve filed a claim with the BBB and Liberty again said they’d call me and haven’t. Their entire process is a nightmare and we’ve lost significant money to try to fix refrigerators that are not fixed. They do not care about their customers and it’s a bait and switch with the sale people. Be warned! Never work with this company. They are not trustworthy and don’t work with reliable technicians. They are fly by the night technicians that are not trained.

Our A/C went out. They sent tech-$70 our cost. Said replacement needed. After 2+ weeks (no A/C) they offered to pay 1/5 of their quote of $6200- $1100. My local company did replacement for under $5000 with full 2 year warranty. I cancelled. They did everything to not allow me. Took 3 weeks to get partial refund. Stay away. Check their rating with BBB. I should have.

This insurance seems like a scam to me. They don't even pay for repairs, forget about the replacements. My AC broke & I paid $80 as deductible to get it checked & fixed. Technician came & estimated $750 in repairs. Liberty Home Guard says they will just pay me $150 as the unit is not that new. Basically I pay $680 from my pocket when I use their services. Why would I go with them when I can get it fixed from another company for less than $500. Please DO NOT BUY this insurance.

LHG warranty is a joke. They onboard customers and then eat the premium money but do nothing when it comes to service. They delay service for weeks so that customers abandon the claim or accept their terms. They jack up prices and then give a little discount showing it as their part of coverage.

I filed a claim because my AC was not cooling down. After 11 days they offered to pay 1600 if I used equipment that they were supplying. Reputable companies will not accept the liability of installing someone else's equipment. I ended up paying for the full installation of 8200.00. The company has been in business 7 years and the founders are making a mint by taking advantage of consumers.

They will take your money fast when you need repairs, take their time to fix repair. Took them a month to tell me they would not replace my air conditioner after repair man said I need a new one. Called many times to get run around after two more weeks then told me they wound only pay some of the repairs, cancel the warranty. Took them a month to refund my money. Called air conditioning company, got it installed the next day. I had pay for new unit, not happy with their service.

This company is not reputable...do not use this home warranty company. I just signed up for their service, had one claim and the repair was not done correctly. I paid 1000 so far for a contract with them and 2 months later they are refusing to refund my money for the contract. Do not use this company.

The original quote was $85 a month and $125 per service call. Before I could respond he discounted it down to $65 a month & $75 per service call. I agreed and wanted to buy the coverage. Then it was if you pay for a year upfront you get 2 free months. I declined and asked for the monthly plan. Then he came back with a 3 year plan and a lot of promises, and pushed it hard! I said I just want the monthly plan. He said ok and hung up then charged my card for $625. Then I had to take to 3 different managers to get it canceled. Still waiting for my refund.

I DO NOT RECOMMEND THIS HOME WARRANTY TO ANYONE. They are deceiving and dishonest. They are in breach of contract with the claim of my refrigerator, which should have been replaced or repaired, and they offered only 500$. My refrigerator is now around 2300$. I have spent hours over the phone, they said they were going to resolve the claim and I have not been able to receive anything in writing. THIS IS SCAM. We had this insurance for one of our properties since 2020 and basically never used it for major issues. Now we know it's total rip off.

I'm not sure how Liberty Home Guard is supposed to be the top rated home warranty company for consecutive years. I've been with American Home Shield, and a couple of others over the past 15+ years and LHG has by far been the worst experience ever. I had two policies for two separate homes with them for one year. I filed a total of three claims for my primary residence and none for our rental property. For each claim, they were quick to get a technician out to diagnose the issues, but they all three sat in "Under Review" for over a week, for each.
One was for our A/C in June in Texas. I ended up just having it repaired while I waited, tried to follow up, and just kept getting messages that it was under review. Then it was a nightmare to get it reimbursed because no one calls back or wants to resolve claims. They are a huge scam, in my opinion and I would give them negative stars, if possible. I liked AHS, but they are very expensive. One of the technicians recommended Old Republic, so you might want to check them out. I hope this helps!
